I can’t believe they are still a company and people would trust them with anything. I unfortunately had my mortgage sold to them and I am now stuck with them. My home cost me $300k to build 5 years ago and after upgrades, increases in tax assessments and home that are the exact same model and upgrades as mine were selling for $330k+ I decided to do a BPO. THESE CROOKS VALUED MY HOME AT $258k so I would have to continue to pay PMI. I disputed it and fought with their customer service for 6 months and even went through the BBB and they refused to redo the BPO, refund my fee, remove the PMI or sell my mortgage to another lender. Worst customer service and company I have ever dealt with.

Wells Fargo will just deactivate cards without your prior knowledge or authorization and then not reactivate them. This leave you no access to your money when you're traveling overseas with no alternative than to fly back to your home for the new card they sent you or wait days in one location overseas for them to sent a new card there. This is the final of many issue I've had with this bank. DO NOT BANK WITH THEM, THEY ARE CRIMINALS!

If you get behind on your Wells Fargo Home Mortgage, they will disable your ability to pay using their online account center. It doesn't matter whether you've had no NSFs, payment issues in the past or any other problem. If you fall behind, you will need to resort to alternative methods to get money to them. Forcing you into more difficult methods of payment should be illegal.
I have had a credit card in the past that actually gave MORE, FREE options to pay instantly if you happened to come close to your due date. It is obvious that Wells Fargo has no interest in actually resolving accounts, and simply is still trying to summarily begin foreclosure or get as close to foreclosure as possible by placing roadblocks in the way of customers. Simple fact of the matter is, I'd rather be on their website, submitting a payment right now, rather than here. Instead the message I have is: "...Not currently eligible for online payments. Possible reasons include overdue payments..." Seriously, take my money!

I bought my home 7 years ago. After losing 2 jobs in the same year, I applied for a loan modification. I had some income when Wells Fargo put me on a trial payment program for four months. They strung me along for over a year. My arrears was approximately $30000. I found a job paying significantly less than I was used to making. Wells Fargo denied the modification. I filed a chapter 13 bankruptcy. I applied again for the modification. I was ordered to pay an additional thousand dollars through bankruptcy. This time the modification was approved. I was never offered the HARP or HAMP programs to get an affordable mortgage through Wells Fargo.
Fast forward 3 years later my mortgage has gone from a 224000 mortgage to a 278000 mortgage. I can't just walk away as easy as people think. This is a VA loan and with bad credit where will my son and I live? I've asked for help and no one can help me. My monthly payment has jumped from 1300 to 2013 per month. Wells Fargo has held onto my mortgage since I've been in the home.

Wells Fargo mortgage consultant, Rich ** was not helpful at all. We told him to ask us before ordering appraisal in written and him, Senia ** and, Joy ** confirmed it in writing. But he went ahead with the appraisal without asking me. He said I verbally agreed to it which I DID NOT. Another instance - Wells Fargo rejected my 7 year ARM and offered me 30-year mortgage which I said no to and never wanted it in the first place. That's fine but I said NO to Rich and he mentioned in the application that I said YES. All it is verbal. I gave him reasons too that why I want to go for 7 year ARM and he agreed to it but in the application, he mentioned that I said yes to 30-year fixed mortgage. I am going to close my Wells Fargo Checkings account and not going to recommend any of my friends to do business with Wells Fargo.

I made an extra month mortgage payment online but it still showed that my next payment was due again on the first the following month instead of in two month. I called the mortgage department to see what happened just to get the runaround. I'd talk to one person tell them what was going on just to be transferred to someone else and explain it all over again to that person just to be told that they'd have to transferred me to someone else go over it all over again. Finally after the 5th person and 40 min later I was told that I'd need to talk to my credit union and get it worked out with them!!!
Ok so I called the credit union and they said I'd need to come down and handle it in person. Ok so I drove 30 min to the credit union just to be told that I have to wait a few day till it processes so they can TRY and do something about it! I have never dealt with any company that is more scattered brained all over the place and with such horrible customer service. If I could avoid this company I would but they have my mortgage so I'm stuck with them for the next 18 yrs. Please take my advice and the numerous other customers that have wrote reviews and don't do business with them if you can help it...

We were put into a mortgage at 10.8% interest in 2008 because we were behind on some bills. We were told that if we kept it current for 6 months they would refinance at a lower rate. We did. They wouldn't. This mortgage has haunted us for 10 years. We have fought to get help every way we could imagine. The mortgage assistance department actually offered us a modification at one point that raised our monthly payment. We have been lied to repeatedly during this process. I have reviewed their notes in our file and found the contradictions in what they told us detailed in writing. I have never encountered a more unethical company. Trust me - they have not changed their ways. Can't understand how they continue to get away with this...

First the economy and then the 3rd and final life changing event! Husband fell off roof and while doing x-rays the Doctors not only found a broken back, they found lesions on his kidneys!! Couldn’t fix his back but they had to do a partial nephrectomy! Hardship loans!! Bunk!!! Loan modification attempts probably ate up at least 4 or 5 years of our lives!! The famous 6 months to a year of paperwork each time! Then you’re told your income does not substantiate a loan! Hardships must only be for financially fit people? Here’s the real picture! They determine your income at the beginning process of the loan so they already know they’re not going to help you, they just string you along for months! Now the reason you’re applying for this modification is because you need to lower your mortgage payment to help you meet your “hardship” needs!
So while you are already devastated by your life altering hardships they consume so much of your time that you are mentally exhausted from trying to get help to save your home-your place of true comfort while your hearts are broken!! They sold our loan and we have a new servicer starting December 4th 2018!! Reviews on this company are super disheartening. They researched our complaints for about 4 months! Told us they absolved themselves of guilt with regards to our situation! Guess they forgot about attorney fees to save our home while my husband was trying to recover from his surgery!! They did also repossess his vehicle while he was laying there sawed in half with a crushed back and crushed arm! I understand that business is business but when there is a real human tragedy or shall I say hardship rules need to go out the door! Or at least stop fooling the customers with fake hope!!
We have never recovered from all the trauma, it was touch and go mentally for a long time! We missed so much by being consumed with the lies they told!! Where’s the help for all the people they led on even though they knew income guidelines were not met in the beginning of each modification you applied for?? Where is the justification for all of us for the mental trauma?? Never had too much!! Survival mode is something we used to! But they sent us to the edge far too many times! It’s not even so much about being denied as it is for the fact that they traumatized so very many people. Should decent people because of unfortunate and life altering events be left with no real choices? Help all people to regain their ability to feel they are worthy!

I’m a single mom disabled bankrupt going homeless. For yrs I begged pleaded cried faxed papers. I couldn’t afford to lower rate. Finally they did but increased the loan 15 yrs for profit greed abuse of power ego and guy worker bald. Fake news tells ya their owner does right by customers. BS! They leave single moms who are too sick and disabled for streets and their kids to die inhumanely. They never gave me my abstract of title or land survey and they still refuse. They said due to legal reasons they have stolen house for profit. They only leave you homeless as only option. God will strip them of riches at appointed moment for what they do to the least of us. RUN!!!

I received a letter in the mail today 12/01/18 stating that Wells Fargo sold my mortgage to Fay Servicing. I was not given any notice as to why or any chance to stay with Wells Fargo. I did my research with Fay Servicing and they have a D-minus rating with Bank Rate. ORG, and the BBB Better Business Bureau has 101 complaints this year.
Why did Wells Fargo sell my account when I make my payments monthly. Yes sometimes they are later in the month, but I am not behind in my payments! Why would Wells Fargo SELL my account to a company so horrible as Fay Servicing??? I called Wells Fargo and spoke with a woman who was rude, and all she would tell me is that it has been sold to Fay Servicing and it is a common practice. I asked her again why and she would only tell me the same thing! I got no letter from Wells Fargo to tell me this, nor did I receive any notification of the sale or reason as to why! I don't see how a customer of 12 years... yes, 12 years would be treated so horribly!!!
I am a single father raising my 2 daughters by myself trying to make ends meet on one paycheck and still making my monthly mortgage payment along with other bills. This company is HORRIBLE for mortgages and not to mention my interest rate! Stay away, far away!!! They practice unfair methods and this was devious and underhanded!! You have been warned!!!

I requested my MIP to be removed. Paid $200, no problem. The BPO came back at $221,000. The neighborhood I live in has spec homes so there are no differences except for lot sizes. Literally. They utilized 2 smaller floor plans to average to the 221. I disputed it and provided 3 exact replicas of my house at $225,000. They acknowledged my comparables and then just told me they were sticking with the $221,000 review with no explanation other than telling me they had other information (without actually providing it). Mind you my lot is bigger than any of the $225,000 comps. They are currently arguing with me over $4000 when they have never seen my property or provided a reason other than basically, “because we said so.”

We are in a Chapter 13 and we have had two attorneys "leave the business" of bankruptcy. Our second attorney told us to apply for a loan modification through Wells Fargo and said based on our circumstances we should qualify. We started 12/26/17. Our first point of contact lasted two months, then we got assigned to another point of contact. While they were considering us for a modification Wells Fargo sent their legal team after us. We were then forced to pay an extra $952 a month on top of our $1904 mortgage payment.
As soon as we agreed and paid our $1904 and $952 we were then sent a letter stating our mortgage was in arrears by $4400 and if we didn't pay in one month our payment would go up $400. So now we were expected to pay $1904, $952, $400. We were "denied" due to guidelines of bankruptcy (they never asked Trustee to review anything.). We were also denied for "affordability" AFTER I went from being a stay at home mom to owning my own company to make more money to prove we can handle the mortgage payment. THEN we had a HUD counselor help us.
We were again chased by their legal team and also appeal because their math was NOT correct on their denial. They responded with one line stating still denied. We are now faced with less than 30 days to sell our house, no real answers. By basic math their loan modification should be APPROVED. We have 80k equity in home and now scrambling to sell because of this. My father is 75 and disabled and diabetic, he is being forced to move into one bedroom and has cried feeling he will be homeless because of this.

I applied for a home mortgage with Wells Fargo. I had perfect credit and was borrowing a tiny fraction of the purchase price of the home. My mortgage broker with Wells Fargo, Michael **, was the most incompetent and unethical person on earth. He royally messed up my application, forgetting to add key elements of the mortgage (like the fact that the new home was going to be under construction for 4 months) and then forced me to use his friend who was an insurance broker to write the insurance policy. He designated the wrong type of policy, resulting in the insurance being cancelled, and then refused to stand behind me when the policy was cancelled. These guys are bozos, run far and run fast from Wells Fargo.

I live in Baton Rouge, LA. The area in which I lived flooded in mid-August 2016, most of the homes getting 4 feet of water or more. After being put through hell with the flood insurer to get funds so that I could start repairs, the next, and worst, circle of hell was dealing with Wells Fargo. The insurance company, after many calls from me, finally released my repair funds... to Wells Fargo, who swooped in and took charge of it. Even though it was not THEIR MONEY, but money I was entitled to for having paid flood insurance premiums for over a decade, I thought, "OK, fair enough... They have a financial stake in the house."
Imagine my frustration at having Wells Fargo sit on my money for another month, so that I could not even get the contractor started on the house until very late October. It took phone calls, visits to the local office, mediation with a representative, and my threatening to sue them to get them to release any of my insurance money in order to get started on home repairs. They cut a check for half the money and then told me they would release half of the remaining half when I passed a 50% completion inspection. Fine, no problem.
But then when it came time for them to release the balance of my money after the 100% inspection, they gave me more problems. Starting with sending out an "inspector" one month who found fault, and then sending out a second one about a month later, who said that the first inspector was completely wrong in her inspection and that I should have already been given the money. Bottom line: Wells Fargo and its representatives are indifferent to tragedy, dishonest, avaricious, and uncooperative. I vehemently suggest not doing any sort of business with that organization. It deserves to burn, and the incompetents running it should all die in a house fire.

For the last year I have called the bank on a weekly basis trying to get some alternative financing on my primary - home equity line. The line matured June 2017 it tripled. I asked for help, filled out numerous applications, called at least 24 times, long laundry list of reps I spoke with. Yet no solution. In fact I googled the last rep to find out she sold vacuums at Electrox (ok great job but does she know mortgages or is creative in anyway?). Obviously NOT as she continues to read off the script. Never answered one single question! They definitely don't know the definition of Customer Service. I then physically went into a branch where I live to make eye contact with someone. While making the payment I was told my account number no longer existed. I was stunned!
I remained at the branch for over an hour talking to more reps on the line when I was told they would not accept my payment as they were starting foreclosure proceedings. Since when don't you accept a payment. Didn't know Wells Fargo wants to own Real Estate now. WTF! So the snowball starts again. Ding – Ding. This is the worst bank ever. The banking commission needs to hear what is being done to the consumer. Something is not right here!!! We need to get together and make this public knowledge!!! Maybe then they will get the message loud and clear.

I chose Wells Fargo to handle my home mortgage because I have banked with them for close to 50 years & have bought/sold 2 other homes through them in the past without a problem. This time has been ridiculously difficult. There were many delays, poor communication, & poor follow through. I have had to call & email constantly to ensure that things were being handled in a timely manner & that I was being informed. I would not recommend using Wells Fargo for a home mortgage.

I had a loan secured with another bank, which was going to allow me to pay half my mortgage on the 15th and the other half on the 1st, this technique, allows the borrower to pay less interest over the life of the loan. When I went into Wells Fargo branch in Redondo Beach, CA and worked with Ryan ** and Anita to do the wire transfer to open escrow, they were delighted to see if they could obtain the loan business. They offered me a lower interest rate than I had with my current lender.
The first question I asked was could I make two payments a month in order to pay less interest over time and have that applied when the payment was made; I didn't realize that the time, but what happened was Ryan did answer that, yes, I could pay less interest over the life of the loan by doing biweekly payments and this would result in an additional payment each year. I assumed this to mean the payments would be applied when I made them and in order to do this, I would also need to make an additional payment each year, because of how the calendar works out.
After I closed and received my amortization schedule from the bank, I saw and read that Wells Fargo would be doing the biweekly payments, but they "hold" the first payment until the end of the month and apply the whole payment at the end of the month and the real and only interest savings comes from the extra payment per year that hits all principal. This was deceivingly misleading and not what I understand that I was getting into. This whole biweekly set up is deceiving misleading all around. This is unethical, and I would not recommend Wells Fargo anymore; which is unfortunate as I loved my banking relationship with them prior to being deceived.

I was reluctant to go through with using my VA benefits with Wells Fargo to purchase my home due to two previous experiences with auto loans where the service was a huge pain to handle. But my realtor assured me he hadn't heard anything bad. Fine. There I was, 3 years into the loan with no issues and hurricane Matthew hit us and caused us some issues and damage to the house. I called and said I needed help because the hurricane had set us back with not being able to work and the damage to the house. The rep assured me they would do all they could and assured me that it wouldn't effect my credit. Liar. He was simply buying time to assist in making the matter worse, and then when I brought this to the attention of a different rep, they said they would review and they did then they said they would send the matter to their underwriters to determine the best route for me and they'd call or email me to discuss my options.
A month after that I get the foreclosure notice. I guess they figured they'd just make the choice for me and I don't deserve a say for my time in service and the privilege I gave them to have my loan. So, now they're just going to take my house from me and play dumb. Classy. And typical. This bank is all around garbage and it's mind-blowing that they're still allowed to stay in business. I have read a few other reviews giving the same details as my situation, so I'm not the only Vet they're taking for a ride. Take your money and business elsewhere to a more reputable bank.

I am a Real Estate broker, representing the seller in a real estate transaction. The buyer elected to use Wells Fargo for their financing. After the contract was submitted to Wells Fargo so that they could begin working on the file, the file sat in limbo (from 7/21 - 8/13) before being sent to processing. The buyer's agent and myself both tried to contact the bank on multiple occasions to get an update, only to NEVER get a response. Finally on 8/7, I received an email from the loan officer stating that she had been out of the office for health reasons. I never got an out of office message and apparently there was no back-up taking care of her workload while she was out.
After an additional week of no updates, I reached out to the branch manager and was told that they would escalate the file, but that they couldn't really talk to me about any details, as I wasn't the buyer or their agent. Keep in mind, I was not asking for any specific NPI or buyer details, but only enough information to pass along and set an expectation for my seller. My seller was counting on this deal to close on time, as she was taking a new job in Texas and was originally supposed to be there on 8/27. The whole reason she was selling her home to begin with.
Finally, Wells Fargo sent the documentation to the closing attorney, stating that closing would be set for 9/13. When pressed to try and escalate, Wells Fargo told the closing attorney that they could possibly move closing up to 9/10, but he never heard back from them. On 9/12, all of the sudden each of the signatures that Wells Fargo had on the documents we provided all "disappeared", at which point they requested the documents be re-signed. After sending and re-sending the same exact documents, FINALLY, they saw the signatures.
At 9:15 pm the night before closing, the loan officer sent out an email stating that there had been a "miscommunication" and that the file was still in underwriting, pending approval. Closing could not occur the next day and it would have to be sometime the following week. At this point, I escalated to the Office of the President at Wells Fargo and received a call from Nicholas **. Apparently an executive "Resolution Specialist". After being presented with the evidence showing that Wells Fargo had dropped the ball, he essentially washed his hands of the situation and was sure to tell me that, while unfortunate, Wells Fargo doesn't really care about the impact to the seller because they are not Wells Fargo's customer.
He also went as far as stating that he felt Wells Fargo did a great job because all they could see is that the application was started on 8/13 and that they were able to get it clear to close in 30 days. He refused to acknowledge the PROOF I sent him showing that the application was completed on 7/7/18 and that the contract was sent to the LO on 7/21.
He did volunteer to coordinate a closing for my seller, as she could no longer wait to start her new job in Texas. He stated that it would be easy for them to set up a closing for her when she got there. I told him that we would need for him to take care of coordinating her closing, but I had to send two additional emails and leave an additional voicemail for him because he did not respond. When Nicholas finally DID call me back, he volunteered no help at all, simply stating "Wells Fargo only needs one document from your seller and the closing attorney already has it. Try to get it worked out with them."
If you are a home buyer, steer clear. If you are a home seller, I urge that you CAREFULLY consider any offers you receive from a buyer who wishes to use Wells Fargo. If you are a real estate broker, I suggest you consider recommending one of your other preferred lenders. After a 14 year career in mortgage and banking and over 45 Real Estate transactions as a RE Broker over the past 2.5 years, this was BY FAR the worst transaction I have ever been a part of. The way Wells Fargo handled it was embarrassingly poor.

Wells Fargo gave me false information when I paid my home insurance IN FULL for 2018. I was told an Escrow Account would not be set up. I have NEVER had an Escrow Account on any mortgage loan in my life. (I am 65 and have financed several home loans paying insurance and taxes separately.) After speaking to 19 (NINETEEN) associates they agreed that I was told incorrect information; however, they still charged me a monthly insurance fee for 2018 which was PAID in FULL.
I have just PAID off the Mortgage loan in FULL and awaiting my refund, not only on the Insurance policy I paid up front which has 3 1/2 months remaining, but also the monthly fee they have been charging me since March for 2019. I will NEVER do business with Wells Fargo again. I am aware they have had at least 3 major government fines and sincerely hope they are put out of business entirely!

Wells Fargo gave us the run around with refinancing paperwork again like I hear everyone complain about. Weeks turned into months and have nothing but anger for putting us so far behind in our mortgage that they foreclosed on us! They put us in this situation and now wouldn't help and denied us! My 79 year old father who was a navy veteran lived in his house for 28 years has been thrown out of his home! Really what is wrong with this picture!
Since we moved out of our home of 28 years and rented a place for well more than we could afford! Just a few ago we had found out that Wells Fargo sat on our old house for over a year and never winterized it and all pipes burst in the home! They gutted out the whole inside and now find out that they fixed and rebuilt the inside of the house so they could DONATE the our home to a veteran in Virginia! Seriously! They throw a veteran that had this home for 28 yrs out so they can hand it over to another veteran from out of the state? This is so not done yet! How can they do this to anyone let alone a veteran! They should be ashamed of themselves! But then again they don't care!
Since this whole ordeal my dad has passed away and now I and my sisters are here and we are not going away from this until we seek a resolution for what this company put my parents and the rest of us through! So let the games begin! So for all you people out there that have Wells Fargo run run far far away in a totally different direction from them. They will screw you over and not even flinch! SO BE AWARE AND STAY AWAY! How dare this happen to a Veteran or anyone else for that matter! WHY ARE THEY STILL IN BUSINESS?

While I was going through a divorce I lost my home (2013) to Wells Fargo. The divorce court judge wrote a letter to them but of course they didn't pay attention to it. I was trying to get a loan that was fixed because the one I had kept on going up. They just sold my house during negotiations. They couldn't give me an answer because according to them it was not in their hands or didn't know why... I was practically homeless with my kids... then I almost lose my car to them too. I paid thousands in late fees and a very high interest.

All companies which want to win clients try to provide better service and think responsibly. But Wells Fargo does not want to turn their face towards the clients. My mortgage was transferred to Wells Fargo about a year ago. I was not asked for that. Companies made decision themselves. Now I cannot even receive paperless billing with Wells Fargo, which I consider convenient and more secure. I have been asking about it several times, but they don't have a plan to implement for the account (2-3 times since account was opened). They like to send paper copy each month instead, making inconvenience for me and not thinking about our environment and trees.
I don't even have a possibility to send a complain online to their management! Internet is not to be used much and convenient by Wells Fargo customers. I can live with it, at least they are doing their banking work withdrawing my money every month for the mortgage. But I'm completely upset. Would not recommend anyone to use Wells Fargo as so non customer-oriented company in a modern internet world. Thank you.

They make it too hard to get financial help when you need it. I pay all my bills on time and yet I get turned down when I apply for help. I have had accounts with some of these places before. They know my payment history yet they still turn me down. Yet people come here to this country and get handed everything for free even businesses. I worked and paid taxes all my life and now I'm just trying to keep a roof on my head and I can't even get help lowering my mortgage payment. I'm not too happy.

My first mortgage was with Wells Fargo. Within the 1st year, my bill spiked 3X's the amount & I called to find out why - I was not given a straight answer. This lender does not give the best rates and they do not want to bargain for lower rates even if other banks offer lower ones. This happens even if you have been with them for many years. I tried many times to get a lower rate, no dice. This is an awful organization.

We were financed through Wells Fargo when the housing market crashed. Predatory Lending at its best. The restructuring options were unrealistic and every person we dealt with sounded hurried and obviously tied to a rigid script. We did end up losing our house. While moving a contractor from the bank came to the house we were leaving while we were not home, drilled out the front door locks, and removed what was left in the house, to include a priceless (to us) guitar that our deceased daughter used to play with me. Wells Fargo was zero help and the number left with a door hanger connected us to no one. Thank goodness State Farm stood by us and treated it as a theft. We will never use any of their products nor recommend them to anyone!

They are the worst, they lose papers, change adjusters without warning. I had 6 adjusters in less than 6 months, I sent them 100's of pages of information. One hand doesn't know what the other is doing. Very unorganized & unprofessional!!

At every step of the process Wells Fargo totally ignored their own guidelines and commitments as to how they would respond to our request. There was never any timely feedback. Everything we sent was like it fell into a dark hole. No one was helpful in any way. Clearly they were doing everything they could to discourage us so that we would go away.

I sold a house in Washington State February 1918 and bought one in West Virginia in December 1917. Both had a Wells Fargo mortgages. I have refinanced several times and always ended up with a Wells Fargo mortgage. WF always had competitive rates. Their turnover from one team member to another was seamless and follow up from all team members was impressive. WF will always be my first choice for future mortgages.

I have cancer and went through Wells Fargo's process to modify my mortgage loan. After jumping through several hoops not only did they deny it they raised my mortgage. I live off of disability and the amount I receive barely covers the mortgage over $2100. I get $2649. So less than $549 left to pay other bills. My health insurance premium is $578/month. Horrible evil people.

WF were wonderful when Hurricane Irma left us in a financial mess and gave us deferment time on our mortgage payments so we could concentrate on home repairs. That was great. But when they changed servicing companies we were not notified timely and had been making 2x split auto monthly payments for about 14 years and the new company refused to do that with us and would only set up payments thru Western Union which cost us extra money monthly. We were not pleased with this. The new servicing company couldn’t even find us in their system for months and we were in a panic. We had auto payments set up for years as a courtesy with original servicing co. We noticed the payment didn’t go out or we’d never have known a new co was servicing the loan. They still don’t offer auto twice monthly split payments. We set it up ourselves thru our bank. So we have had positive and negative experiences.

Wells Fargo gave my Ex an 2nd on my home, she is a WF mortgage banker, how did she get this loan without my signature? She had her friend another WF mortgage manager act as notary and gave herself power of attorney. I reported to WF fraud who has defended their employees despite evidence of forgery and fraud. WF themselves stated it looks like several people signed those documents but they THINK I knew of it. THAT BANK NEEDS TO BE SHUT DOWN. This came from the ex WF paying fines when they get caught does not matter because the punishment never fits the crime, it's just the cost of doing business. Fines and CEOs crying and stepping down do not stop them. Those tears are crocodile tears.

We have an FHA loan with Wells Fargo. This is the second loan we've had with them. The first was on a condo which we sold. We decided to go with them when we purchased our single family home. First of all, nothing is easy with Wells Fargo Home Mortgage. Each time we've spoken with a representative we get a different answer. Our story began in June of 2018. We called to inform Wells Fargo of two payments we would be walking into a branch. The person we spoke with actually set up an auto pay. Days later we were encountering NSF fees which were a result of the auto-pay set up in error. We contacted Wells Fargo and they informed us they would reimburse us for the overdraft fees. When we called back to follow up, nothing had been done.
The person we spoke with that time told us he would submit the request. Ten days later, still nothing and the request was pending. A week later, we're told a check went out on the Thursday. We expected to receive in the mail by Tuesday. Today is Wednesday and I called to get the status. I was told the "physical" check was cut on Friday. It is never easy with Wells Fargo Home Mortgage. Today's call with them took 54:20 minutes. I remember when lenders did their best to keep homeowners in the homes. Wells Fargo is all about the dollar. We are looking forward to taking out loan elsewhere.

I was put on a modification plan. I made 3 months of reduced payments and was told I would be approved. After three months I was still waiting, even though I made my payments on time. Not approved, Wells Fargo dragged my credit down. I received many letters of foreclosure. Spoke with several employees in many states and told to keep making reduced payments. Finally one helpful employee told me as long as my short fall amount did not exceed a certain amount the lender could no foreclosure on me legally. Then I was placed on another modification lone. Made three months of reduced payments. Approved and my short fall amount of $1500.00 was rolled into the new loan. Now my credit was ruined for several years???

We recently closed two loans (primary mortgage and HELOC) totaling over $1,000,000 with Wells Fargo (6/29/2018). During the process WF continued to debit our July HELOC payment from our checking account even though we had paid off the loan in full via our closing process. After a week of back and forth calls with WF I demanded all accounts be closed, including checking and savings, so that we would not have to continue to deal with this nightmare. I assumed the accounts would be closed ASAP.
Within three weeks after this incident we began receiving "zero balance" notices, and account service charges against the accounts that were supposed to be closed due to WF accepting a $10 charge from our insurance provider due to them incorrectly billing WF instead of our other bank. Total charges now stand at over $75.
Upon calling WF "Customer Care" specialists it was demanded that we pay all charges in full. The first clown (Customer Care Specialist?) we spoke to went so far as to threaten our credit rating (800+) if we did not reconcile. The second clown stated they would open a case and audit all phone calls we had with the bank to ensure that we were telling the truth regarding the request to close the accounts (account balance was zero balance as soon as we settled the entire HELOC pay-off mess that WF caused).
When I insisted on being able to hear the calls from which they would make their judgement, I was told I would have to seek a subpoena through my attorney. I hope WF is able to listen to these calls. This institution is known to have issues with inflating performance numbers, whether opening or closing accounts and charging fees in an effort to rip off unsuspecting clients. Do not do business with this company, they are inept, unprofessional and unethical.

Upset over me, a widow, having Wells Fargo telling me I must pay double closing costs since my name was MISTAKENLY not on loan, but I am on title. I asked to have them waive this, but received a denial letter. I spoke with a representative from Wells Fargo and they told me I can sell my cheap townhome since assumption of loan is an option and they will not go after me for double costs if I decide to sell or pay my small mortgage off. Requested this in writing and did not receive it. I paid an attorney close to 2 thousand dollars to review loan assumption packet initially mailed to me. Attorney told me Wells Fargo is the devil and not to pay a cent. This debate has been going on since 2014!
I do not trust this Bank as they have a 6 billion judgement against them, and have added unnecessary costs to thousands of customers and set up bogus accounts. I would like your agency to help me out. Bank has even admitted to ignoring a court order. I would like to be compensated for them insisting I pay duplicate closing costs over 17k, plus my out of pocket attorney fees aND undue emotions, distress, delay and damages. My husband was near death from brain cancer at time of settlement and died a few months later. I am also concerned they are charging me extra fees on my mortgage statement. Please help me to join in a lawsuit.

Working with Wells Fargo for my mortgage has been one of the worst customer experiences I have ever had. Unfortunately our first mortgage lender sold our mortgage to Wells so we did not have any choice. Since starting with Wells, everything seems really good, their consultants seem nice, but once you actually start to work with them, the deceit and starts.
Given our property is in a flood zone, we're required to have flood insurance. Wells sent my wife and I a letter stating and we promptly sent details on our active flood policy to their department. We proceeded to get 4 phone calls asking for us to send the policy and was sent to their group again and again. The supposedly "never received it" and then proceeded to write a policy through their own company since they said we did not have coverage. Although we did everything right and had coverage, we had to fight to not pay for "their policy" and deal with constant back and forth with poor customer service.
Secondly, the Wells Fargo Mortgage Consultants lie. Given our property went up in value, we were trying to remove our PMI since our LTV ratio was high enough to remove the PMI. After consulting with a Wells employee, my wife and I spent $575 to get an appraisal done. The appraisal was even higher than expected and LTV ratio was better than we thought. After the fact, Wells sales our mortgage has been sold again and now we need to show proof of structural improvements of $46,000 to remove our PMI. The appraisal company is affiliated with Wells and they get a piece of the appraisal fee. A classic bait and switch. Although we disputed the denial of our PMI, Wells did not help and just took the $575 fee as a result. These are just two of the poor experiences with Wells. Wells has a really bad reputation in the past, but their poor service and shady tactics continue into 2018. Avoid this firm at all costs for your mortgage or any financial matters.

Was solicited by Wells Fargo to do a refinance, had a perfect loan for 7 years. Wanted to refi to a conventional loan to remove mortgage insurance at 1,500 per year. They could not or would not complete this loan because they didn’t want to deal with a trust and a person with a disability. They continuously sent paperwork back to be filled out and changed. The whole process and the people I dealt with laughed at me and made it unbearable. They even sent me to a loan officer who is on the sexual predator list. There is even more of stress and aggravation they put me through to see if I would get upset even more. This was a game to them.

I will focus on fraud and extortion re my first mortgage. But there is more. Wells told me they were ignoring my contract and charging me interest as they saw fit on my first mortgage. Example: Say my adjustable rate mortgage called for 5% interest for that month; Wells might charge me 6 1/2%, or maybe an extra $1,000/month, which went straight to profits. I caught what they were doing, described the fraud to them, and my complaint went immediately to their restitution department to be repaid. I assume I was not the first to make that complaint.
The parties agreed that over $101,000 had been frauded by charging excess interest over contract, and Wells admitted gratuitously that they were doing the same thing to at least 1 M adjustable rate holders ("it was nothing personal"). The case was set for settlement until a Wells executive called me to cancel it. Reason: Congress deregulated national banks, which Wells interpreted to mean that because there was no one there to enforce the law that contract and consumer law no longer applied to mortgage contracts. So: Sorry for your loss.
I think of this as Wells' excess interest charge fraud. There is a second type which I think of as the principal to interest fraud in which Wells diverts monies that should go to principal to interest. Example: I noticed that principal owed on my Home Equity loan was obviously too high. I called Wells many times. They would not discuss it. I filed a complaint with the OCC, which used to regulate Wells. The OCC found against Wells in the amount of $10,023 if my math is correct. I discovered a similar fraud on my first mortgage which I estimated at $47,000.
Since Wells is no longer regulated by the OCC and no one in government arbitrates disputes with Wells, the bank is free to take as much money as they want. When I asked Wells for a 30 year amortization schedule to check my math, Wells gave me a fax # to make a written request. I then called after I did not receive the schedule, and I was told: "Wells Fargo is not required by law to supply this information to its customers." That was in December 2017. Unlike the settlement via the OCC, Wells continues to take as much money on my first mortgage as it wants each month. I also tried the BBB which, I was told, refuses to arbitrate Wells cases anymore. Wells is no longer a BBB member last I checked. Despite its pledge in its national tv advertising to "turn over a new leaf" in 2018 and not fraud its customers as it had.
Extortion: A lady (name withheld) from Wells told me and a consumer affairs witness that I was $55,000 behind in my payments (15) and would I like to pay that by check or credit card? All the payments were made in full and on time. Copies of the receipts and fronts and backs of the checks were tendered to Wells. Whether Wells will sell my house unannounced remains undetermined.
Summary: Wells has frauded and tried to extort me for $261,000 (approximate) through several mortgage fraud schemes. $10,023 from this total was recovered for me by the OCC, which was later eliminated by Wells as a bank regulator through congressional action. Customers will now have to download 30 year amortization schedules from the net to determine whether Wells has been diverting their principal payments to interest. [yes, I have a copy of the OCC settlement on Wells stationary]. Wells executives told me directly they were doing 'excess interest' charges on all adjustable rate mortgage customers. They laughed and told me it would be too much trouble to single me out for extra interest payments as an individual customer. They thought that was a good joke -- that it was 'just me'.

In 2009, Wells Fargo called and said I could get a better mortgage loan and pay off my bills too. Well that didn't happen, they did pay off my bills, but my interest rate was 11.8%. The lady doing the loan said, "Don't worry, you can refinance in a couple months and get a better rate." Well no, I couldn't. Each month my loan changes payment, it started out at 600 a month, now it is 801 each month.
In Feb of 2016, I didn't make a payment. (Didn't remember it either.) When they would call and ask me about it, I had just made a payment. Each payment they would say, "You made a late payment." No, I made it. When they would call I would ask them when was the payment missed, anyway they never to tell me so all this time they have charged me with late fee on every payment, even when I started making 1000. dollars, they would call but couldn't tell when I missed a payment. I have asked for 3 home modification loan, all have been turned down. One, I made too much money, two, I didn't make enough money, and the third was my house was only worth 32 thousand dollars and my land was only worth 1400 dollars. This is just about the worse company I have ever seen, they have taken advantage of people and still doing it.

I applied for a mortgage loan on an investment property. It took over three months to close because of Wells Fargo. My credit score is around 800, and I had the funds ready to go but they kept making the process more and more difficult. They said they would do the loan, then wouldn't do it, then would do it, but not in my location. (Like what I am supposed to do move a house?) Their appraiser did a HORRIBLE job, he went AWOL and didn't return and phone calls for a few weeks which delayed our closing. Followed up by an inaccurate appraisal, they even sent me the wrong appraisal (someone else's house) once. We missed our closing date and the seller and I agreed that I would get a certain percentage of rent money if we closed by a certain day... Missed that thanks to WF.
When I called Heidi ** with customer recovery she agreed that the monetary loss was WF fault and said they could send me a check... A few days go by... A week goes by and she says can't make it happen. I told them this is the difference between me using WF and being an unsatisfied customer. They were okay with that. Honestly do whatever you can to avoid using WF for your investment mortgage. They will make the process incredibly difficult and cost you money in the long run. I wish I could give 0 stars but 1 is as low as I can go. Completely unsatisfied.

Our mortgage was sold to Wells Fargo by Seneca whom we had been with for 5 yrs w/o notification in January 2018. Wells recently sent an escrow shortage notice following payment of the annual HO insurance premium. My payment was increased monthly for remainder of 2018/19 to accommodate. My concern is that every year at same time the payment will be increased citing a shortage. Not so, with my impound account the monies are replenished on a monthly basis accumulating enough to accommodate the subsequent yrs payment. Wells Fargo apparently sees this as a method to increase the payment needlessly enhancing theirs coffers; depleting mine. This annual increase offsets any reduction in principal and increases the interest due. In reality there is never an escrow shortage when annual payment due, please advise.

Our home burned down a few weeks ago for a total loss. Our insurance company was wonderful and quick; they had our loss check sent to us so we would be able to pay off our existing mortgage with Wells Fargo. There will be funds left over for the insurance loss, which have nothing to do with Wells Fargo. We attempted to take care of this at one of the bank locations that deal with mortgages. We were told they could not handle the transaction; that the check must be sent to corporate and they would get the rest of our money back to us "sometime."
No one seems to be able to explain why the bank cannot handle the transaction, nor can anyone explain why they are unable to provide a timeline for the funds that are owed us... outside of the mortgage payoff. The fire has been devastating to my family, the customer service at Wells Fargo is abysmal and has only served to increase the stress and frustration involving this situation. The fact that they don't want to take the payoff directly means that we will still have to make payments on a house that does not exist... and any time they have our insurance money in their bank will earn them interest.

Due to a personal situation, I paid my property taxes (3) mos late. This is the first and only time I have ever paid ANY BILL LATE, MUCH LESS MY TAXES. By the time I paid the taxes, Wells Fargo Home Mortgage (WFHM) had already paid. They then MANDATED that I escrow taxes and doubled by monthly payment. I contacted them and pleaded that they not do this but they were steadfast in their stance. I do not understand this as I have been a homeowner for over 40 years and have never escrowed. My credit rating is among the top 2% in the country. I have never paid WFHM late. I owe nothing but my home and only owe 25% of its value at that.
I asked WFHM to release the escrow requirement and they have refused. WFHM told me they "HAD to require an escrow account", when in fact my contract states they "CAN" implement an escrow account. So why are they doing this? There is NO REASON other than they want to hold my money and make money for themselves. I am an excellent customer with excellent credit, no debt, and have only missed the tax deadline once in my entire life. What is their problem? Beware all - stay away from WFHM - they are crooked and don't care about their customers, only their $$.

I notified Wells Fargo that I lost my job and needed help to maintain good standings with my mortgage with them. They suggested I take out a Modification Loan. They assured me that the 5 year modification would keep me in good standings. So, I paid it off as scheduled and recently tried to secure a equity loan with various banks. They found a lien on my Mortgage that I was not aware of. Wells Fargo arranged this modification with HUD which I had no idea there was a $16,000 + lien on my home. Now I cannot find a bank who is willing to be in 3rd position. In meantime going crazy trying to figure out what this lien is since I did pay off Wells Fargo in full. What a mess and no one is willing to give me a straight answer... On my own to figure this one out. YIKES.

We were Wells Fargo Mortgage customers for 12 years. My husband was laid off in 2016, and I called the Wells Fargo Mortgage customer service number to find out if they had any hardship type programs in place for their customers in our position. I was told they did not, but that if I needed more time to pay the mortgage each month, I had 40 days from the due date to pay it without being reported to the credit bureaus. I'm sure most people know that late payments are in fact reported past 30 days, not 40; however, I had no idea.
After checking my credit a year later, I discovered they in fact HAD notified the credit bureaus and I had months and months of late mortgage payments noted on my credit. We ALWAYS pay our bills on time. Needless to say I was furious. I called the Mortgage customer service and explained my extreme distaste for the severe misinformation I had been told. I was told to file a complaint, so they could look into it further. Several weeks went by and I received a letter stating there was no misinformation given, and they would not be retracting the negative filings to the credit bureaus.
Needless to say, our mortgage is no longer with Wells Fargo. We are so thankful to no longer be affiliated with a bank who could not care any less about its customers. I was foreclosed on me though I have over $90k equity. I was told by a Wells Fargo rep that I was ahead a payment. I had been in this home since 2003. I didn't pay (shame on me for trusting a rep) and the next month was hit with a double payment. We could not afford that especially as my husband was finishing up radiation for prostate cancer. It snowballed. I owed $190,000 on a house that next door, the home sold for $340,000. Wells Fargo saw an opportunity to collect on my equity, make profit. They are unethical, unprofessional, uncaring and the ultimate in greed. Never, I repeat, never, do business with Wells Fargo Mortgage, Tell all your friends, I am spreading the word in ads that Wells Fargo practice tactics that get hardworking Americans out of their home and onto the streets. IN 2007 we purchased a piece of property using a land to build loan. In 2011 we went to upgrade our loan to a mortgage through Wells Fargo, whom we had had our previous mortgage with. They said no problem, and started the process. Started the process in May 2011, everything was approved but then it wasn't. They sent an appraiser and home and property were appraised in the upper 6k figures. Everything was good, they said. Then the delays started. They disapproved the appraiser report, their appraiser, they said we needed a bigger down payment. We owned outright the $175,000 home we had put on the property, all we were mortgaging was the initial land purchase or 450,000 of which we had reduced to 365,000 with cash down payment.
We had paid cash for all the land improvements, sewer, electric and phone lines, well and tanks. But they wouldn't approve the appraisal value. First it was $25,000 then it was another $25,000 then 75,000 again and again we took money out of our 401k to get the loan approved, each time they said it was approved then it wasn't. Meanwhile our original 5 year loan was up and going into foreclosure. Finally after 8 months of reducing our retirement accounts to nothing our loan was finalized in January 2012. Relief and joy only till the next day when we went to file our taxes for 2011.
All the fees and loan charges were paid in 2011, not to mention the fines and interest on the 401k withdrawals, but we couldn't claim them till 2012, so our income from the withdrawals were taxed without being able to use the offsets for the fees charged by Wells Fargo. Now there are government subsidies and such for those that lost their house during this period. We hung onto our home protecting our investment while losing our retirement and there seems to be no reimbursement or anything for us, and our property value is still half the amount of cash invested into the property while our loan is still 211,000. Wells Fargo knew what was going on but only led us to believe that our loan would go through week after week, month after month for over 6 months. Is there any way to get justice for this???

I was looking to refinance my Home equity to a better rate. Their reps just could close the deal. They kept asking me to jump through hoops and it just kept getting harder and harder. Once I voiced my impatience and mentioned that I won’t interested in doing business with them anymore. They (Pedro) got nasty. Even tried keeping my deposit. I asked them to please be honest and fair. They at least did that. However, not a good experience.

Was going with Rocket Mortgage, who was terrific but switch to Wells Fargo. Huge mistake. They lied about time frame and cost us the house of our dreams. We even got extensions from seller but Wells Fargo personnel went on vacation and till this day has never given us an answer. I believe since we had a low interest rate lock in, they were waiting on us to cancel. Our credit rating was 820 plus. No problems on cash down! Not worth the saving on interest rate, I would pay more to use anyone but them.

I have been attempting to refinance or sell/purchase a new home. I have been working with Loren and Paula **. They made themselves seem so different than the robotic idiots I have spoken to before at Wells Fargo but they are not any different. They have made me jump through hoops to get them information to make some transaction go thru but they will take weeks to get back to me and actually even tell me that they have other clients they are working with.
I am on kind of a timeline to get the transaction complete in order to make it work and they knew this from the first day we spoke. They still feel that it is okay to take weeks to get back to me and then when they do they ALWAYS tell me there is nothing they can do. This to me is unfair because they just wasted weeks of time that I could have been working with a different company that might have taken me more seriously. I think these people feel that I am a joke. That I am just someone trying to accomplish the out of reach, well they are wrong!!! And if they would take the time to see me as important as all the other higher income customers they would know. I feel that I have been treated so poorly that I will NEVER use Wells Fargo again and I will be sure that everyone I talk to knows what these two people and Wells Fargo have put me through over the last year.

I have had mortgages with Chase, as well as another bank. Unfortunately I can't remember which one kept selling my mortgage at least 8 times and finally I couldn't get in touch with the final mortgage holder. Last time I used a mortgage company to find a mortgage and file my papers. Much better idea.

I have two mortgages that were originally with a different mortgage company. With no input from me, and against my wishes as I believe Wells Fargo is a dishonest company and lies to their customers. My mortgages were 'bought' by Wells Fargo and I now have to deal with Wells Fargo on my mortgages. I had no choice in this. All went well for the past 10 months as I paid my mortgages via an online transfer from a checking account with another bank. All of a sudden, Wells Fargo 'lost' the account information from my other bank. I had to re-input the account information in order to make my most-recent mortgage payments. Somehow, Wells Fargo was unable to process these payments, even though my mortgage accounts with Wells Fargo showed the payments as being made (and balances reduced accordingly).
I called and spoke to a Wells Fargo supervisor - who repeatedly lied to me about the problem that Wells Fargo initiated and caused. I believe they had a system problem (again!!) and are trying to cover it up (and not being truthful about it). Who knows what damage their incompetence will cause me down the line. I fear that the mortgage payments I made recently will now be deemed 'late' by Wells Fargo in order to charge me a late fee and/or to damage my credit report. NOBODY should EVER do business with this company. They are dishonest, incompetent, not forthcoming, and DO NOT give a darn about their customers. Their online banking systems are archaic and fail repeatedly. I don't know of any other banks that has the problems/issues that Wells Fargo has.

I've had my mortgage with them since 2003. I refinanced in 2010 to a 15 year loan and the process was quick and easy. I have no complaints or issues and would take out a future loan with them if needed.

I secured a loan from Wells Fargo in 2011 with a rate of 5.3%. As interest rates dropped, I attempted to call them and renegotiate my loan. They were rude. No one wanted to speak with me about refinancing. In fact, they shut me down quickly. Shame on me for letting it go - I'm still with them at the 5.3% rate.

They couldn't wait to get rid of my mortgage - they sold it to a subprime lender who refused to respond to inquiries, (not that Wells Fargo did either) and when the subprime started having problems they "lost" the paperwork and had to re-do it twice - both times with higher interest rates despite an agreement with Wells Fargo originally on a fixed payment - it jumped all over the place later. I would NEVER again have anything to do with Wells Fargo.

The last mortgage I received had horrible rates and the loan agent made me feel very pressured and was not honest about the outcome. Later, during the recession, I was able to get a 12 month only modification. As a result, I am not able to refinance to lower my ridiculously high interest rate.

We originally were going with another mortgage company. That company pulled out on us 12 hours before our closing. They used the excuse that we had a historical cemetery on our property. This was the first question I asked the mortgage company and they said no problem. Look for my rating on them. Wells Fargo came to our rescue. They had no problem with the cemetery and we got a better interest rate. They did not have us jumping through hoops. They never lost any information we sent to them. I have purchased and sold 5 different properties in my lifetime and I know exactly what the mortgage company needs. I had the best and quickest closing with Wells Fargo. I give them my top rating. Go with them. You will be pleased.

Wells Fargo will screw you over every chance they get, they will give you a payment plan when needed then 6 months later say it was something else. Then foreclose on you. Illegally. A lot of people lost their homes by this strategy of theirs. Don't be the next one to get caught in their web.

So back in 2011 I sold my home in a short sale, Wells owned the mortgage. They reported it to all 3 big CRA and it clearly showed the default months and that the mortgage had been paid in full but for less than what was owed. Keep in mind this was in 2011. Yesterday I got a letter from them at my new HOME address (not forwarded) that states they never reported it and will be submitting the info again to the 3 big CRA. What on earth are they doing? Clearly they cannot do that two times can they? It seems to me that this is against the law somehow.
I can only hope that if they really do this as the letter states that the 3 CRA see it for what it is something that is so old and that it has been posted one time already and they will not post it again. It had fallen off last year and because of that I was able to buy my new home. I am livid at this point and currently seeking attorney input. If anyone here has had this happen to them please reach out on this site and let me know ASAP.
Back in 2005 I filed a bankruptcy and then the short sale in 2011 my credit was a hot mess. I watch my credit report so closely and with due diligence I have worked my way back from the hot mess to my score now well over 725. I just bought a new home... Why are they trying to ruin my life again. Why are they even harassing me with this? When I moved I shredded all the old credit reports I had thinking, "Oh everything is good ". Well clearly Wells is in so much trouble with the law right now. They are trying to ruin others lives. No way to get archived reports from those 3 big CRA. I just don't know what to do now. Wells Fargo dealt with me for about 3 years assuring me that I was eligible for a loan modification. I got further behind while they continuously changed the home preservation agent assigned to my case. I was never advised to make loan payments during these extended negotiations. I got approved twice by “Keep Your Home California” and Wells Fargo refused to accept their offer of payment on my behalf.
It was not until the delinquency on my mortgage account got unmanageable (including interest) DID Wells Fargo get busy trying to "foreclose" on my home. Wells Fargo has exercised every deceptive scheme known in the industry to try to steal my property. I had to file bankruptcy to stave them off. They still have not ceased or desisted their harassment and intimidation of me. I pay my monthly mortgage bill each month at one of its banking facilities and I always discuss the required payment amount with the teller. The teller always asked where DID I want the excess amount of the payment credited. This went on until I had $6000 in surplus on my mortgage statement. I then stopped paying the excess over what I was told the monthly billing was by their representative.
I am now being told that I am $6000, plus behind, because the teller is allegedly working off data from 2015 (3 years ago). I have submitted copies of all payments to my attorney and a copy of the online payment history Wells Fargo generates and provides me. I never requested a mortgage from Wells Fargo. Like so many others my loan was sold to them by World Savings/Wachovia.
I certainly would strenuously discourage anyone from initiating a mortgage loan with Wells Fargo. This lender makes life extremely difficult here on earth. Many of my senior friends have been forced to sell their homes of many years to avoid foreclosure sales prompted by this predatory lender. I understand that I have been forced into a new 30 year mortgage with an interest rate of 6.4 per cent. I had half this period left to pay on the loan Wells Fargo purchased with a much lower interest rate.

Wells Fargo home equity: Where do I begin. So much fraud and cover up. Everyone we turned to they lied. Gave false financial information so we could not get. This was their way of stopping and keeping hidden what they did to a Senior citizen. Most disturbing when two of their employees high fived and celebrated the loss of my home while some nut job ran and you lost. It was so sickening. I sat on a park bench and sob. They told Senator Booker 2 men went over reason for not getting modification. These animals never uttered one word. I get a letter only one man present and he went over reason for denial. This never happened. THEY HIGH FIVED THEMSELVES. CELEBRATED THE LOSS OF MY HOME.

I have called Wells Fargo today after mailing my mortgage payment on August 30. Two weeks later it still was not posted. I spoke with the representative today Tabitha who recorded the conversation and they said that when it goes to the post office the post office is supposed to scan the code on the envelope. If they don’t scan it in the mortgage company has no verification that you sent the payment even though they enclose a self-addressed envelope for you to send your payment. Made no sense. She told me that she spoke with her supervisor and the supervisor said to contact the post office to make sure that they were scanning the envelope. How was it possible that I can do that when I don’t mail the mortgage payment right from the post office.
I told them it’s not my Responsibility to monitor the post office for Wells Fargo. What they were saying made absolutely no sense to me. This is the second time this has happened and I have to end up putting a stop payment on the check incurring a $35 fee and then re-send in my payment via email. To me this is a deceitful practice. When I mail my payment in a self closed envelope with the PO Box it should be mailed directly to them and have nothing to do with the post office scanning in the envelope to notified Wells Fargo that I mailed my payment. I am fortunate that I get to check my balance in my bank account regularly to check to see if my checks have cleared. If not I would be put into default for late payments and affect my credit report.
To me this is a very deceptive practice in one that needs to be addressed with Wells Fargo. I would look to be change my mortgage broker company. Shame on them. The supervisor then said that if there was a problem with that then I should be bank of my payments online. Perhaps I don’t want to make my payments online. They also said that they haven’t received a skiing in the last year from the post office that I’ve been sending in my payments although they have all the payments posted so it didn’t make sense at all. I have two loans, one my home and a rental which originated with World Savings, then was sold to Wachovia, then Wells Fargo. I was making payments (on time) to Wachovia when Wells Fargo said the payments were not found and I was going into foreclosure. I made up the payments but WF reported on my credit so it will show late payments for years plus the mortgages are duplicated on my credit report. I have contacted the credit bureaus but they say Wells Fargo has to fix it.
No matter how many phone calls I make to get this cleared up or why my terms of my original loans are no longer valid, I get a dropped call with that person not calling back or the call is transferred to a supervisor who also "drops" the call. Yesterday I called the WFHM 9 times. Each time I actually got though the telephone tree I would end up with a different person. I would ask, "Please take my phone number and call me back if this call gets disconnected" so I don't have to start with a new person. Of course that didn't work.
I finally went to the local WF branch and they sent me to another location in town. I met with a WFHM advisor who said my loan was past the 15 year time frame for only adjusting annually so it would be adjusting up every month. I asked what happened to the original mortgage called "pick a Pay" where I had the option to pay for 15 year, a 30 year, or interest only. He called someone who was supposed to call back. I waited 45 minutes in his office for that call. In chatting while waiting he suggested I refinance. I told him I would not qualify since I am now retired with lower income and then he asked if I was "sitting on a pile of money". I told him I have about $300.00 in the WF checking.
Finally the phone call came only to say the call had been directed to another person (supervisor) and that person was not going to call back right away. The guy in the office said I should leave and he would call me the next day at 2:30pm to give me the information. Of course he didn't call even to say they were still researching so I'll need to start the process all over again next week. In the meantime, my mortgage rates will escalate from 3.125 to 12% tied to LIBOR while WF is (supposedly) reviewing my original loans to see why the terms were changed by WF.

My 2nd home loan of several yrs was bought by Wells Fargo. Each yr I would get notice from Wells that they didn't get proof of insurance & adding. I contacted my insurance & they were listed. Faxed to them & sent copy. Still notice adding to loan, finally many phone calls, faxing in & mailing several times able to get notices stopped & confirm they have the proof. This went on for yrs - each yr I would fax, mail & attach to payment coupon, plus insurance sending and I still got notice of no proof. Just got used to them being ignorant.
Then... When Wells 1st bought my 2nd home loan my ex-husband was listed on statements. I called them asking why is my ex back on my statements as my 2004 divorce court order he is removed & I am making the payments. I sent the other bank all that was needed to remove him & they did. Wells told me they don't recognize court orders so he is on contract so on the loan but they will note the account that the loan is my responsibility & I am paying the loan. Then when my ex filed bankrupt in 2016 as Wells Fargo was reporting my loan on his credit report so he included in his bankrupt. Wells then turned off my direct payments & refuse my payments because of my ex, Wells said if I want to keep the loan & pay on it I had to sign reconcile after bankrupt forms & they will be changing my interest rate to some crazy amount that would make my payment so high I would not be able to afford.
I was not the one that filed bankrupt so why should I be penalized & he was suppose to be removed. I quickly found mortgage company to refinance to get away from Wells Fargo. Bad news my refinanced loan recently was sold & bought by Wells Fargo again- I am so stressed as I have already had issue with setting up direct payments, took me 3 months to get it done. Stay away from Wells Fargo.

I was told from Wells Fargo I could skip payments due to disaster relief from hurricane Harvey. So 3 months went by then 4 then they tell me that I will need a inspector to be qualified for trial period, so now I'm 5 months behind and they are forcing me into signing a 30 year mortgage. (I only have 12 years to pay off) So I had to refinance thru my credit union. Luckily I had equity and they refinanced it after I told them my situation with Wells Fargo. So if anybody wants to come together to make them pay for our STRESS, ANGUISH, and TIME to sue them let's get a team going with a lawyer to make them pay!!! $$$. They're conniving and fraudulent. I think we have a huge case for misleading us customers wrong info, they should be in the news or in the media for what they did. I'm in Houston Texas.

My home was damaged by hurricane Harvey back in September of 2017. My insurance company said the damage was below my deductible (yeah right). Wells Fargo told me I could hold off paying 3 months worth of payment to help fix my house and they would put it at the end of the contract. They Lied!!! I called them to find out why they have not done what they said and they told me I need to pay $2,300.00 now or they are going to foreclose on my home. They are liars, criminals and all around crappy people. They are not willing to help do what was promised to me. They are trying to get me to fill out some paperwork to trap me in another contract.

I have been a customer of Wells Fargo bank for about 6 years. I have an equity line of credit. I have never been late or missed one payment for the entire period. They had permission to take out the payment plus an additional $150.00 each month. The total amount deducted was approximately $425.00. On April 04, 2018 they took out $1026.29 from my checking account. I immediately called their 800 number and was told that they had no idea as to why this happened. They told me that they will research it and I should have an answer in 2 to 3 days. I told them that was not acceptable and demanded that I be contacted within 24 hours. The Wells Fargo representative told me that it this issue would be immediately placed on the top of the researcher's priority list.
On April 6th, I still had not been contacted. I called Wells Fargo back and they forwarded me to their "Executive" department. I spoke to Nick ** for almost an hour. He said that he was also puzzled as to why this happened. However, he failed to remedy the problem. He said that this will be researched and he would call me back ASAP.
On April 10th, I called Wells Fargo back and talked again to Mr. **. Mr. ** told me (again) that he didn't know why this had happened but they are continuing to research it. I told him that this was unacceptable. I have other bills to pay with money that was ILLEGALLY removed from my bank account. He must have told me ten times, "I cannot tell you why this happened". I found this wording extremely suspicious. I asked him, "Does that mean that you don't know, or does it mean that somebody told you that you can’t tell me?" He repeated the phrase again and again. "I can’t tell you why."
I contacted another Wells Fargo representative on April 17th. She gave me the same answer that Nick ** gave me. "It was being researched and it normally takes five to seven days". I told her that it had already been 13 days. She put me through to Nick **. I was put on hold for several minutes and I got tired of waiting so I hung up the phone. It is now April 18th and I still have no answer.

My mortgage loan was sold to Wells Fargo. I NEVER voluntarily do business with a fraudulent company. I have been diligent in keeping a record of every communication and payment. Generally certified mail and to today the extra time and effort has paid off. I get a letter putting my home into foreclosure IN SPITE of my clear track record of on time payments. Due to an "error" for which they are now very sorry they had not applied my funds correctly.
Apart from the high handed method Wells Fargo uses when ripping off its customers one has to spend hours on the phone and write letters in order for them to do the job they are supposed to do. Take my money and apply it correctly!!! Wells Fargo is a corrupt organization and for all of the flowery language they DO NOT provide "exceptional" service. They actively seek to ruin your credit rating, take your money, apply it incorrectly and ignore their customers unless you come at them with a sledgehammer.

My experience with Wells Fargo has been an absolute nightmare. I applied for disaster relief in September 2017, right after Hurricane Harvey, and was told no problem--we had 90 days of disaster relief. I told my renter he didn't have to pay me during that time either. After the 90 days were up, WF called me up and told me I owed them the full $3500 that had been building up over the last 90 days of "relief." What a joke! So WF's "relief" basically consists of just not reporting you to the credit bureau while you are recovering from a disaster. Not only have they screwed me over now, they've put me in the difficult position of now going back and telling my renter, "never mind, I need that money from you after all."
I went through a VERY lengthy process trying to reverse this decision, paperwork upon more paperwork, resubmitting things, and they always wanted one more document, one more bank statement, one more intrusion into my finances, as if they needed to know every little detail about my financial life to give me a couple of months relief on my mortgage. Absolutely horrible. I will never work with Wells Fargo again, or encourage any of my friends too. They are crooks, taking advantage of the fact that most folks won't do anything about it and just end up coughing up the dough one way or another.

I have an auto loan with Wells Fargo, so decided to apply for mortgage. I am seven days from my deadline for secured financing and they are still asking for the same information provided multiple times. I've uploaded over 80 documents and yet they continue to ask for previously submitted items. This home purchase will POSSIBLY be my 9th closing (not counting multiple re-fi's) and I have NEVER had such a miserable experience. The seller has the option to pull out 7 days from today. They will certainly do just that, as there are multiple buyers at higher price lined up behind me. If that occurs... complaining to a site like this will be the least of my actions. NEVER AGAIN with Wells Fargo.

I had foreign gifts from my mother and sister to help with the downpayment. I mentioned this to Wells even before the process started and they mentioned it would be fine. The first 3 weeks of the 30 day escrow closing period went by without a hitch, they did not ask for anything. Suddenly the last week of escrow Wells started requesting bank statements from foreign accounts. I provided them with 1 day turnaround knowing we are getting close to the close date. Then they asked for more statements and clarifications after a few days. Had to file for extension for a week and they could not make the deadline even then with their late document requests. I was afraid the seller would back out any time and I would lose my 3% deposit (~$22,000).
Eventually Wells took 2.5 weeks beyond the 30 day close period, to approve the loan. In the end Wells transferred me to a loan with a higher interest rate than what was promised originally as well as increased my down payment from 20% to 25%. I asked them to cover the seller's PITI since it was their fault for the delay (requesting documents last minute when they could have started this process the first week of escrow), but they refused to do so. I had put in my notice for the rental place and had to vacate before I could move into my place I bought. I had to pay for movers twice, once to take all my stuff from rental to storage, and then from storage to new place. I had to crash on a friend's couch for 2.5 weeks while waiting for Wells to approve my loan. I would highly not recommend a bank that is slow on due diligence and not willing to accept responsibility for their own mistakes!

Wells Fargo caused us to lose 17,500 downpayment. After being pre approved loyal Wells Fargo customers for decades, with plenty of funds in multiple accounts, they requested financial documents continually. They made 8 requests for the SAME documents and we provided them each time. They would wait till 3 PM to ask for ONE MORE document, a clear delay tactic. All their actions continued with promises of funding the loan till the last day of our loan contingency and we lost our contract. DO NOT USE Wells Fargo.

Hurricane Irma relief program was a lie. They said that payments would be "postponed for 90" day (three payment) "without consequences". No delinquencies or negative credit reports. That was a huge help considering that I needed a new roof after the hurricane and my homeowner's insurance dropped me just days after the event and denied the roof damage claim. Once the 90 days passed I went in to make my regular payment but was told that my mortgage was in default and I was offered to either pay the entire delinquency or be put into an assistance program. That is the same place they send you when you are facing foreclosure. That is also the time that you get a delinquency report on your credit. The whole time I could have paid my mortgage but they told me not to.

I requested pre-approval for a $400,000 new construction home with 20% down. All along the mortgage process I kept telling the agent that the cost of the house would go up about $10,000 due to options we were adding, but that in the end the mortgage should be 10% of the TOTAL final cost. They said no problem, as long as I get the final price to them at least 1 month prior to closing so they can adjust the paperwork. Throughout the entire process everything they asked for was provided to them well before the required date.
Wells Fargo finally sent me the disclosure document at 6:00 PM three days prior to closing, and they didn't adjust the final mortgage to 20% of the total cost - they'd stayed with the original estimate and told me I needed to bring an additional $11,000+ to the closing! Technically they met their federally mandated requirement to provide the disclosure 3 days before closing, but since it was really after 5:00 eastern time, and certainly not 72 hours prior to my closing, I believe they missed the date. Because they have this requirement the only way to correct it was to change my closing date. So I get to pay for hotel rooms for a few days or weeks while they fix their issues. I'd asked them if I could continue with the closing and if they could immediately do a refinance to get it down to the proper mortgage price. They said they'd look into that, but ultimately - over a month later - said no. Then my attorney never received the closing documents.
I started calling Wells Fargo at 5:00 PM the night before our scheduled closing and finally got someone to answer a call when I reached the Senior VP of Mortgages administrator. My attorney finally received the documents at 6:30 that night, and the next day we found out the names were wrong on the documents. We waited at the closing another hour for them to resend them 2-3 times before they got it right. Every single thing Wells Fargo did was at the last possible moment, and every single thing was done wrong. Every single thing. Without exception. I received a call back from their "Executive Resolution Specialist - Kelli **. She said she'd look into the issue and get back to me. I finally received a letter dated 2/26 - and even THAT was sent on the last possible date she had committed to send it.
She said that Wells Fargo had done nothing wrong, and that "As you chose to move forward with the loan as it was presented to you with the original loan amount, we respectfully deny your request for a no cost refinance at the original 80% amount of purchase price." Seriously - How many weeks would I have been paying for a hotel if I waited for Wells Fargo to fix this? So Wells Fargo chose to lose a customer of 30 years rather than correct a problem that they created. I am in the process of closing all my accounts with Wells Fargo. Thankfully they sold the mortgage to Fannie May, so I can leave that alone. Do yourself a favor - avoid Wells Fargo at all costs.

I was in the direct hurricane Harvey footprint. WF mortgage proactively sent me a letter offering 90-day disaster relief assistance. This letter signed by Carmen Bell, Senior Vice President, Wells Fargo Home Mortgage specifically mention that "we are providing 90 days of disaster relief for this account". The letter further mentioned that if the payments are automatically withdrawn, I should be able to cancel or suspend those payments. I was asked to contact their Disaster Relief department 800 number.
Upon contacting the said department, I was asked to go through a Loan relief assistance process. Contrary to the offer mentioned in the above letter, they sent me a denial letter and suggest that I should go through a short sale process. I have stopped payments only due to banks repeated over the phone acceptance that it is OK to stop payments until a decision is made. I am now behind with over 90 days payments. I am very disappointed with Wells Fargo as it is very clear that they are misguiding their customers where something is offered and asking to qualify and then deny. As mentioned by another WF mortgage customer in Florida, it seems they have no intention of extending relief for people who were in recent Hurricane affected areas it seems.

I kept being told I was approved for my loan, then would need to supply more information. On the final day before my close, I was told I would need to come up with 20,000 more dollars down. No explanation, then the next day I was told it was a mistake, a glitch in the system. Terrible experience with Wells Fargo all around.

I live in Tampa Florida. Last year after hurricane Irma the government declared Florida a state of disaster. Wells Fargo offered a program that consisted of taking 90 break from paying my mortgage. I asked them over and over all the right questions, I thought. I sent in all the required paperwork. Talked to numerous reps in the disaster relief department. All to find out that my file has been closed and my 3 month payments that were suppose to go to the back of my loan NEVER happened! I now have to pay over $4000 to get my loan out of default.
I also was sent forclosure papers and was told they accidentally got generated. Wells Fargo home mortgage never followed through with ANYTHING they said. I’m contacting the local media and all social to tell how they never had any intention of helping. I wonder if the federal government would like to know how Wells Fargo did not follow their guidelines??? Guess they will be on my contact list too! NEVER EVER TRUST WELLS FARGO MORTGAGE.

We have been a customer of Wells Fargo Mortgage for many years. In 2016 my husband and I decided to refinance. We filled out an application online and a mortgage consultant got in touch with us. She said she was emailing us some documents to electronically sign to start paperwork on an offer. Two day later I'm getting loan paper to sign no one call to go over any documents. I was just hounded by two people to sign the documents. By my better judgement I decided not to go through with it. In 2017 we decided to try to refinance to drop our interest rate from 6.5 to what we were preapproved for 3.4. We decided to definitely go ahead and do the refinance. So then we get a call from Wells Fargo and they said that we have a lien of 3000.00 from 2007 so they can't give us the loan. I have been two days late three times in 11 years. So I think they want to keep me at a 6.5 interest rate so they can keep getting the most they can out of me.

When I paid off my home I got a lien release that was apparently worded incorrectly. The release, from Wells Fargo, states the release is from "Attorney in Fact for Commercial Federal Mortgage Corporation" when the release should have been from Wells Fargo according to the title attorney. Repeated attempts to get this remedies have resulted in nothing. Now I can't sell my house or really do much of anything with it because I can't get a documentation error fixed and can't get Wells Fargo to respond. I guess now I will have to hire a lawyer and file a suit in order to be able to sell my home.

After Hurricane Irma we were offered the 3 month relief program and told our payments would be added to the end of our loan. That sounded great since I had lost 2 days of work and been without power for over a week and lost ALL the food in my frig and freezer. Not to mention we had severe damage to our home. So with that weight off our shoulders we make our claim to insurance and received our insurance check only to have WF keep the check and put us on their supervised program, where they disperse our money in little amounts at a time. As they see fit. We have $32,000.00 in damage to our home and these people want to supervise how we spend this money.
All because we took their offer for relief due to the Hurricane. We have jumped through hoops to get every contractor paid and NO ONE wants to work for you when they find out WF is involved because they dont pay for one reason or another! These people lie every time you talk to them! My husband told them after they gave their spiel about recording the conversation that he was going to record the conversation too! They refused to continue talking to him.
What does that tell ya! Here we are 4 months after the hurricane. We have been paid by our insurance company and WF has our money and drawing interest off it and we can't get them to pay a $300.00 bill and we still have a destroyed sliding glass door and a torn down deck because they want to fight us over every dime. I will refinance ASAP. This company is absolutely the Devil! If someone says "lets use WF" slap them and RUN RUN FAST AND FAR!!! I'm 52 years old and very healthy, these people have stressed me to the point I have shingles from stress. Believe every awful story you read.

Overcharged us on interest rates from 2007 until 2016. Had a flexible interest rate and when rates lowered they continued charging at the higher rate until they sold our loan to Mr. Cooper. I wish they could have been fairer to us and wait till we almost lost the house.

This bank sucks for home loans. We lost our home of 12 years. Broke my heart, got no help, nothing but attitude, my attorney said to forward whatever we could to them because we were behind. They ended up screwing us. I was amazed at the attitude I got from people on the phone.

My sister was diagnosed with terminal cancer 2 years after buying a home. They contacted WF for a reduction. WF told them they couldn't help until they were in default and then (after mountains of faxed paperwork that they lost) WF said they could stop paying the mortgage or pay $25 per month for 6 months and pile up 25,000 in debt and hopefully in 6 months things "would be better" and they could catch up. Seriously?!? In 6 months my sister could be dead but definitely not better! I will NEVER bank with Wells Fargo. Even the charity grant that they were given said they will pay mortgage or utilities for almost any company EXCEPT Wells Fargo because they won't work with the charity and accept payments from charity or anyone besides the homeowner. Disgraceful!!! I don't know how these people sleep at night.

Wells Fargo added an Escrow account to my mortgage that I have had for 11 years. I have contacted Wells Fargo 7 times trying to remove my Escrow account. Each time I call they inform me it's being sent to the executives and should be taken care of. Well 2 months later and I am still trying to remove it. Each time I call they promise to call me back the next day. I never get a callback. Well, yesterday I spoke with Wells Fargo again, and yes they promised me a callback the next day. They actually called me back this time, but I was unable to answer my phone due to I was at work. I did return their call within 45 min. Of course I receive their voice mail. This was around 2:30 pm. I fully expected Wells Fargo to return my call.
Never called me back and when I called for the second time the person had left for the day. Of course it’s leave early Friday. I have never experienced such horrible customer service. I would not recommend Wells Fargo to anyone. I am going to refinance my house, close my accounts and get the heck out of Wells Fargo. I have been a customer for more than 15 years and truly can't believe the way I have been treated and lied to.
Updated on 01/26/2018: Part 2... I have been calling Wells Fargo over the past few months trying to get my escrow account removed. I have had my mortgage with Wells Fargo for 11 years and one day I received a letter stating my payment was going up by 500 a month. My guess I have called close to 15 times and no one can help. I have been referred to the executive group the help me. I truly don't believe they exist. I call, and call and call and I all I get is the same answer. Someone will call you back. Wish I knew who this someone was. I am going to keep writing on every complaint website until this is resolved. I would not recommend Wells Fargo to my worst enemy. What a joke.

We had our first Mortgage (1/2001) with Washington Mutual and also carried a Life Insurance policy on the loan, in 11/2005 my Husband suddenly became ill and at the time was diagnosed with a cancerous tumor in his brain and after his passing in 4/2006 I contacted Washington Mutual and they advised that there was no such policy, alright I requested a repayment plan for which there was an agreement? I called to make a payment. They advised that my defaulted mortgage was purchased by Washington Mutual and I needed to get in touch with them at which time I called them and was advised "they could not speak with regards to the mortgage because I didn't have a power of attorney" at which time I was perplexed and asked what do I need that for and they advised that I needed to prove myself to be his heir! Alright I'll do that and how do I accomplish that?
I needed to go to the Courthouse with my husband and prove that I was entitled to his assets, what being married for 26 years didn't mean anything!! Wells Fargo mortgage proceeded to advise myself at this time that they could no longer have any conversation with regards to the Mortgage and they were going to begin with the foreclosure process as of 10/2006!!! Our children and myself had to vacate the premises as of 11/2006, needless to say I've been homeless on and off since that time! We purchased our new house for $96,900. They sold for $180,600 and on the record it shows that the amount sold went into and out of my name three times??? Robbery...

With Hurricane Irma...Wells Fargo called about help with mortgage since we lived in a FEMA declared disaster!!! I was told by their rep Patricia that Wells Fargo wanted to help and that for the months of Oct, Nov, and Dec...my payment would be deferred to the end of our contract!!! On Jan 1st we go back to paying our regular mortgage... Happy Holidays. I cried as it would help us out since insurance money was not enough to fix our roof and small things that needed to get repaired. We could fix our home!!
Guess what in December... about the 10th I get a call saying the three months missed needed to be paid. I told them what was said and they said that they said it would be due on the 1st all three months. Of course I do not have it...I live on Social Security. They gave me until Feb. to come up with $3902.64 as they have already sent papers for foreclosure and sent me paperwork to save my house!! I want away from them and have been asking everyone for a loan (my daughter and I can pay back the money). In July we want to refinance with a Credit Union... just have to get Credit Cards back down (used for repairs) and credit score up!! I am 70 years old and so upset writing this. PLEASE. PLEASE. PLEASE. PEOPLE DO NOT USE WELLS FARGO. Ours was sold to them from another small broker. Never knew until it was done!!

I received terrible experience doing business with this bank. First, they are extremely slow. Every single piece of info takes weeks to process on the part of the underwriter. I spent two months collecting papers for them and was approved for a loan. I found a house and put a bid, but they changed their mind and told me that I cannot use the money I was saving for 5 years for the downpayment because the source of these funds cannot be verified. I submitted statements for 3 years, but they told me that my savings go too much back in time. I was saving for 5 years. They told me that I was supposed to save the whole downpayment in one year to be countable. How is it possible? It does not make sense. I had to cancel a deal.

We recently sold our home. The couple buying our home used Wells Fargo as their lender. We signed all the paperwork first thing in the morning. The contract said the loan would be funded by 5:00 p.m. Wells Fargo neglected to transfer the money. This normally wouldn't be a huge problem, but the following day was the first day of a three day holiday weekend. Since we had already vacated the house with the expectation that the buyers would move in we were unable to close on our loan until Monday. This left us basically homeless until three days later. We had three days additional moving expenses totaling $600. Wells Fargo admitted that they failed to transfer the money but refused to reimburse our additional costs. Be aware that Wells Fargo does not take responsibility for their mistakes. There are plenty of reputable banks out there. Choose one that truly cares about their customers.

We attempted to pay off our mortgage balance today at a local branch today. Our first shock was being told they cannot accept payoffs at the branch offices, payment MUST be sent overnight or through wire transfer to a department in Iowa (at our added expense) AND we must give them a request for payoff to process in 4 business days. Even the branch managers were shocked to hear this information over the phone from their Iowa offices. They both tried to reason with the person on the phone (and his manager) but we ended up walking out with nothing more than apologies.
Of course, we are forced to request a new payoff in 4 business days so now we are looking at ADDITIONAL INTEREST for today, SAT, SUN and 4 days next week = another 7 days profit for Wells Fargo. What should have been a wonderful, happy experience has now become ANOTHER slap in the face from this horrible institution. I cannot express how much I dislike using this disgusting business who continues to prey on their customers. I will spend the "next 4 business days" spreading as much bad publicity as possible through social media, word of mouth and calls to the local tv stations.

I obtained my mortgage with a local lender. The lender sold my mortgage to Wells Fargo. I had issues during refinancing and have been fighting WFHM since 2016. I have requested information and am repeatedly told that I would need a subpoena to get that information released. I am asking for information about my own mortgage, and they won't share it with me. They treat veterans like garbage. They have a history of fraud and are rewarded for lying to you. I would refinance to get away from them except my mortgage could be sold again. The consumer should have the right to reject the selling of their mortgage to shady corporations. WFHM just agreed to pay $50 million for their unlawful business practices. They won't address the bigger issues until they get caught.

I got behind in my mortgage and Wells Fargo was starting foreclosure. I called to make arrangements to get back on track. I was told so many different stories of how much I owed. I contacted their home preservation dept (it's a joke). Prior to contacting them I was told that they would do a reinstatement and I had to come up with the money by 10/25. I called to see where to send it and was told that I owed a $1000.00. So I was able to get that and when I called again I was told that it went up to $5300.00 due to document fees of 1100.00. But I found this out the day of the 25th. I asked if I could pay the 1100.00 on the 26th. They said no. I sent the check anyways and when I called to see if they cashed the check they told me no. That they were sending it back due to it wasn't the right amount. Soooo. Home preservation came in and said I was approved for the repayment plan.
I accepted it and was told by Susan ** that the 5300.00 check would be returned. Well I still haven't got that check back. I made my first payment and then have gotten 3 different statements this month saying I owe 1800.00 (payments). I told the girl that I was on the plan and I was to get the check back. The check was being held as unapplied funds. So now I'm going to the top. Every time I call I get different answers from different people. I have had it. It's like they want me to lose my home so I am going to CORPORATE and the news media. I have read too many problems with this bank that it's unfair that they jerks us around and we cannot do anything to stop them. Hopefully an attorney would want to take this on pro bono. We all need to be the squeaky wheel and not take this from this crooked bank.

My father is 78 years old, he has been paying $511.00 in mortgage payments to Wells Fargo since 1987. The loan will not be paid off until sometime after 2025. My issue is the house he purchased cost only $39,000. It's a two bedroom ranch with a one car garage, no basement. I've calculated that he has paid or will pay over $183,960. Unbelievable right! My dad is an elderly proud man with very little education; and for these reasons I feel he is being taken advantage of. We have talk to someone at Wells Fargo who stated that they would do a mortgage audit. Please help me get some true results for him. There is no way he should be paying over $183,960 for a $39,000 house. He has never been late on a payment, the mortgage payments have been coming out of his account like clockwork, he has not taken out a 2nd mortgage loan on the house. Please advise us of what to do next.

I have opened, signed all paperwork related to home equity application in Aug 2017. We have done signing and sign and docs were notarized at local branch. After two months, I tried to access account online but I could not find my new account so I thought it is just online issue. After few days, I spoke to mortgage officer who put all application and help facilitate application process. He told me after few days that bank has made mistake and after signing papers were supposed to go some processing center but it went to different processing center so nothing could be done, other than you need to restart application process again. So my question is, if bank dept or employee has made mistake why I need to again start process again. Process is complicated and consumes lots of your time and energy. I want to know, if there any email address where I can sent complaint.

We have been Wells Fargo customers for over 12 years. We currently have a VA mortgage loan through Wells Fargo, and every year they tell us that they are short on funds as the homeowners insurance has gone up or our taxes have gone up. Some logic to that. My wife and I are both 70 + years old. Our income is almost entirely from Social Security. Having mortgage payments going up every year is difficult, but this year, going into 2018, that increase given by Wells Fargo is an immediate $309 dollars plus an increase to our mortgage payment every month of 42 dollars a month. This is a lot of money, that we simply do not have and while I have been in touch with Wells Fargo on this issue, they insist that their figures are correct.
Our homeowners insurance has gone up to $626 a month and taxes are around $2860 a year. How can they be that short on funds that we have paid month after month and while there have been $12 to $20 dollar monthly increases in the past ten years, never to the amount as they are claiming this year. We have no money to fight this. Their solution is, to name a few ideas, refinancing our home, or a short sale of the property. Seems to us that what Wells Fargo wants is to eliminate us as their customers. To go any further into debt, their suggestions would not have any help in this matter. As it is, we do have the home for sale, as we can no longer afford to maintain it. What can we possibly do here? Thank You.

This week I visited my local branch of Wells-Fargo to make a substantial payment on the principal of my home mortgage. I had received a check from a major US insurance company that I was going to cash to facilitate this payment. I desired to make the payment and receive a little over $2,000 in proceeds from the check that was over the amount I wanted to pay on my mortgage. They refused to cash the check because I do not have a checking account or a savings account with Wells-Fargo, only my mortgage account. When I questioned "Why?", a manager who obviously was nearby that I had not noticed, came rushing over to explain that Wells-Fargo rules do not permit cashing a check in this case that was over the amount I wished to pay on my mortgage even though the amount I wanted to pay the bank was substantially more than the amount I would receive back.
This makes absolutely no sense to me. My experience at Wells-Fargo is that they are all smiles and cheerful until you ask to cash a check. Previously, I had asked to cash a US Department of Treasury check at the time I was making my monthly mortgage payment. They refused to cash the check that time as well. The total US Government check was a whopping $13.49. Wow! I am not a banker nor do I know all the "rules" of banking but this check cashing policy seems extremely ridiculous to me.
I will put in a plug for Credit Unions here. I traveled a quarter of a mile down the street to a local Credit Union branch and they were more than happy to cash the Government check for $13.49. They were extremely nice and never questioned the check. Guess where I now have an account for saving and checking? The Credit Union of course! By the way, the money I was going to pay on my mortgage is now in my Credit Union savings account.
With all the news about Wells-Fargo lately and their shady business practices along with what I consider extremely poor customer service, maybe everyone should consider doing their banking at either a local Credit Union or at least another bank. I highly recommend you doing so. I also have an account with a large regional bank and they do much better with customer service than Wells-Fargo although not as good as the Credit Union. One final note. I did not get my mortgage from Wells-Fargo but from another regional bank, because of their low interest rate, who then "sold" the loan to Wells-Fargo. I am not well pleased with this banking practice either.

We have owned our home for 23 years in Colorado Springs, CO. We were in a loan modification and had completed all paperwork necessary for a modification. We had several deaths in our immediate family, Loss of Business, A Son with Medical issues related to seizures along with additional financial concerns. We were sent correspondence concerning our loan modification. Over 6 letters but 2 that stated there would be the official decision made by 11/13 and then another said 12/05. But, we would receive an answer as it was in the pipeline and was being fully researched for any options we might have available including selling our home or placing the arrears to the back of my loan. Then on November 16 2017 we received a FedEx Letter from Premiere Asset Services Group A Division of WF.
Addressed to: Dear Occupant. I called the realtor assigned to me and asked why he was involved? He told me I no longer am the owner of my property. I called and verified this information with the Court. My house was sold on November 8, 2017. I had never received a letter from Wells Fargo or anyone from Home Preservation. I then contacted them and they didn't even realize what had happened. They said there were expecting to have me an answer within days. They had no idea this had taken place.
So I contacted "The Reinstatement Program" NY a loan modification company working to resolve my case to see what actions I could take. He was caught off-guard and completely unaware of my home selling. He informed me we need to continue paying mortgage payments through them as my Broker of Good Will. I guess he thought I'd feel comfortable with this arrangement since I no longer owned the property. He was right. I didn't feel comfortable and thought he should have advised me of the sale date. I believe they just move files around the desk and some end up in the trash. They do the basic paperwork anyone can do with a little understanding. There is fraud on both fronts and it's a $$$ Pit & Racket...
I reached out to the Consumer Financial Protection Bureau and filed a complaint on Wells Fargo this past Wed. the 6th. Wells Fargo contacted me today from the Consumer Affairs Division and told me they once again were researching my complaint but couldn't promise me a good outcome. Well for now we may be safe but eviction is around the corner. I'm 63, wife 62 and our 19 yr old who has had disabling seizure activity for the past 7 years. We would like to know if there is anything else we can do or an Government agency without calling the Trump White House to get anything done. I know there is never a good time to lose your home. Please let me know if anyone has an answer to my situation.

This was the worst experience I had ever been through! Please I want to warn people to please not go through Wells Fargo for any business. They are unethical and go back on their statements. I was refinancing a mortgage loan for 340,000. My house appraised for 640,000. I have a single family home located on a 4.75 ac lot. I went through city planning and got the .75 ac lot to be able to subdivide in the future. The process is not completed and was not going to be completed through me. Just wanted to have that option before city changed zoning.
Well Wells Fargo denied me the loan stating my property wasn't being used to most efficient value. That they couldn't loan to me because they would not be able to resale loan? My single family house is located on 4.75 ac!! Not subdivided. Can't be subdivided as is as now. But Wells Fargo said it's a unsaleable loan because my 4.75 ac lot can be subdivided in the future if someone wanted to finish the development process. Seriously it makes no sense!! My property is worth triple of what my loan amount was for. Please don't go through Wells Fargo. Then they wouldn't show me the appraisal I paid 525.00 for. Won't give it to me and haven't reimbursed me my appraisal fee. That they advertise, "If we for any reason don't loan to you. We will reimburse your appraisal fee."

I tried for months to get a loan modification or any kind of help. They (Wells Fargo) put me off never returned calls. If I did get in touch with someone that person would tell me that my account had been sent to a different Wells Fargo rep. I looked everywhere. Online I tried to get the V.A. to help. I honestly could not get anyone to help me. So eventually I lost my house and wells Fargo could care less. I did have a company call me and tell me that I had legit reasons to sue Wells Fargo... but I had to come up with some ungodly amount of money to get the ball rolling... I told the other company that if I had that much money sitting around I would not have lost my house...

For 5 months Wells Fargo took my mortgage payment and NEVER applied it to my account! Our current mortgage is with Wells Fargo and apart from applying an impound check incorrectly, their accuracy and service has been excellent. When you call customer service, you get a live person who can be relied upon to address your concerns appropriately and cheerfully. I rated "value" and "options" as neutral because we were only interested in a 30 yr fixed, and I can't remember what they charged us in points. No complaints from us but, and it's a big but, Wells Fargo is getting some really bad press resulting from all their lying and cheating employees so the jury is out if I would consider them again in the future.

My mortgage is six years along with Wells. Throughout that entire time, I have enjoyed using their awesome website to monitor my balance, track my escrow funds, etc. I can easily make electronic payments, and even designate additional principal or escrow with my payment.

I called the insurance I had to get said I have a factory home they cannot fix it. I had to pay for it myself and I do not have the money so my roof still leaks. I need a new roof on my home. Regardless of what has happened, They were very upfront with me and after having been dealing with a prominent bank for 7 months, they reneged on their promises. WF took care of everything. You can only mail in a principal payment. You cannot do it online. Makes it more difficult which is probably how they want it because they want it to take as long as possible to pay off your loan.

I as POA of my Mother obtained a reverse mortgage on our home from Wells Fargo Reverse Mortgage NAC to make my Mother's final years comfortable. When my Mother deceased, the Bank tried to get in my house the week she passed to do an appraisal, which was disrespectful and tasteless to say the least, then Wells Fargo refused to speak with me even though the I was the executor of my Mothers estate. Subsequently. They sold my house to Fannie ** in which I got entangle. Don't in a nasty battle and the REO agents assigned to sell the property. Stole possessions out of my house before the 30 day rule of "abandoned property". I would never urge anyone to take out a reverse mortgage. The you worse than any predatory loan I can think of.

Wells Fargo has got to be the worst mortgage company. I had signed up for automatic withdrawal of my mortgage. They were supposed to withdraw the payment on the first of the month. At first they were taking it shortly after the first of the month, which was fine, but then it seemed like they were processing the payment whenever they felt like it. Then one month they didn't process the payment until the 2nd week of the month, and about a week later processed the next months payment (2 payments in one and a half weeks). They also have taken 3 payment in one month from my brother-in-law. Lots of other problems with this company. I will not use them again for any business.

Eleven years ago I took out this mortgage on a house. Four years later my husband died and I had to refinance. Big mistake. I can't see any progress in my Mortgage balance going down. Promised to allow a loan modification after my spouse pass away, they kept asking me for the same information for months. All just to turn me down after 6 months, say I didn't make enough money. I didn't have any missed payments, but I wouldn't have asked for help if I didn't need it. Had to spend my kid’s inheritance to pay out the house in order to keep a roof over their heads. First - I take ownership in using Wells Fargo - should have gone to Quicken - but thought Wells Fargo would be easier since we have banked with them for over 20 years (multiple accounts) and have excellent credit. We wanted a very small mortgage on a recently built home. The process took over 2 months. There was so much miscommunication and asking and re-asking of documents. You would download and send one person documents and then that person would say put in "loan tracker".
After downloading to loan tracker, the Wells Fargo employee would ask for document again - it was maddening. Then the actual closing, after waiting for over a week, and emailing 3 different times, finally someone called and said, they were sorry but our "closing person" was out of the office. They would call us at a later time for the closing - we had to email again after several weeks to get the closing set. As soon as closing time was set, the "closing person" called and wanted to set up our closing. Absolutely crazy. Please go somewhere else for your mortgage needs, this is just a small example of the unprofessional attitudes of the people we dealt with at Wells Fargo. Obviously Wells Fargo did not act like they needed our business and most certainly did not appreciate it.

Unfair and corrupt mortgage practices. Wells Fargo was the original mortgage on our new brownstone in downtown Savannah. We had to move to Cincinnati because of my wife's work. We missed a few payments and were notified the day before (one day) Wells Fargo sold out property and brownstone to another individual. Now we are renting and have lost all of our equity that we had in that brownstone (100K+). Is there a statute of limitation on how long we have to take WFM to court to try to get our money back? Is there anything we can do? This happened in 2012.

This is not so much a review of Lending Tree per se because all you do with them is fill in some brief information and then submit it and you get contacted by a bunch of "hungry" lenders. They are persistent to say the least. Unfortunately I chose to go with Wells Fargo who contacted me and solicited my business. I told them what I wanted which was very simple. I was selling a home in California and buying another in Arizona. All I wanted was a quick escrow closing like same day or 3 days at the most. No problem say Wells Fargo. I was putting over 50% down and had perfect credit. This should have been a no brainer.
When it came to crunch time despite my constantly reaffirming my requirements they stalled and stalled and stalled. After closing escrow on my California home it took them 10 days to finally fund the new loan with as I said over 50% down payment. This left me in limbo and on the road and in storage for 5 days after leaving California. They will cite they followed all the rules imposed on them by regulations, but I consistently and constantly asked them to make sure they didn't leave me in limbo and they lied. Don't ever use Wells Fargo Mortgage unless you have the luxury of waiting weeks until they fund your loan after closing on a sale.

Modified my mortgage. Told there were no strings attached. It would reduce the interest and provide a lower monthly payment. Fast forward 4 years and it turns out when we signed the mod paperwork it put a lien on our property, so in essence we now owe more than before we modified the loan, wish I could have found this info on their website prior or had full disclosure from the home loan specialist.

Let me preface this with both my husband and I had credit scores in the 800's and we have built and owned a total of 3 houses to which we had mortgages, but NOT with Wells Fargo Mortgage (point being we are experienced with the process). We I used W/F for our mortgage. In addition to a lot of busy work W/F made us do that was never ending, a few days before the closing they told us we had to come up with $50,000.00. We did not have it. We had just built a house and put all of our money into it. The W/F agent told me to take it out of my 401K. Which we had to do, since our lawyer told us weeks before to close on the house ASAP bc the builder was on the verge of bankruptcy.
My husband told W/F that this was extortion; W/F never gave us a good logical reason why they needed 50K dollars more from us. Now we are 2 years later, and they apparently screwed up our escrow. They told us that our mortgage would be going up $400 per month until the mess up was remediated; they said that our mortgage would go down again once the escrow was in good standing. But this did not happen. Now, they are telling us that our payment will be an additional $400, that is $800 more than or original payment!! No one we talk to at W/F can give us any explanation that makes sense. Is anyone out there having a similar situation??? Can anyone recommend a good attorney in the Frenchtown NJ area???

Our mortgage was sold to this horrible criminal company. I have been with them for 9 years, I have attempted 4 times to modify, do a repayment plan or whatever I could to help with my mortgage. First off... On closing day we were forced to change terms of the agreement or cancel the deal. First we went from zero down to $10,000.00 down, we went from 3.75% to 6.25% interest. We had a apartment fire and nowhere to live, they knew this and changed our terms, then they told us we could refinance after we closed on our house and started making payments. Such ** lies. We have been suffering with this mortgage company for 9 years.
They tried 3 times to foreclose on our house, charged us additional late fees, processing fees, attorney's fees, and added next months payment to the foreclosure notice even though that payment wasn't due for another 20 days. On top of that during the so called modification they said the foreclosure would be held until decision was made and that was clearly a lie on our third attempt to avoid foreclosure... If I didn't have a money back up they would have back doored foreclosed on our house without telling us. Now I am 4 payments behind, sent in 2 of the 4 payments and two more by end of month to fully paid up...
Now they are not cashing my checks, they are going to send them back, and play the game of foreclosure again... Make me pay fees, on top of more fees, on top of inside attorney's fees for what. They preach "We are here to help... It's just a phone call away." **... Lies... **... If they really cared they cash the two checks wait 2 weeks for the other two checks and be paid up and be done with it... But no, this is what they do, they lie, they cheat, they steal, they rob, they are rude, insincere, they don't stand by "We are here to help"... I been trying for 9 years...
Someone told me to sue them, file bankruptcy and have the courts make them change the terms... I think it would be less costly and a less hassle if they would work with the customer. But I am going to see another attorney this week to proceed with a lawsuit. This unfair practice has to stop and Wells Fargo needs to pay for its unfair treatment of its loan holders. I'm not the only person who has been dealt a horrible deal with this company... It needs to stop. I'm writing this on behalf of my elderly father, I handle his affairs with this company.

I believe Wells Fargo underwriters practiced discriminatory lending and are in violation of Fair Lending Laws by encouraging a high-cost loan option and disqualifying me of a competitive loan despite my credit qualifications. I am in the process of purchasing a home for my mother in the Riverside County area (Moreno Valley). I live in Oakland, CA. My mother was given the opportunity to purchase the home she is in (or given 60 days to move out). She has been renting the home for over 10 years at a rate that has never gone up, despite the rapid increase in the cost of living in her area.
However, she is low-income, and doesn't qualify for the complete funds needed to purchase her current home on her own income. After researching various options, we were told by Wells Fargo I can purchase the home for a low interest rate, low downpayment and monthly payments if I could live in the home. After 45+ days of submitting the same documents repeatedly, we were finally informed that I was denied because Wells Fargo underwriters were "unable to verify (current) residence." Wells Fargo originally requested to verify that I wasn't currently living at the home, which I provided evidence (tax records, employment location in the Bay Area, a written and signed statement).
During a phone recorded verbal denial, I was told that Wells Fargo wanted me to use an investment loan for the home, which would have a higher interest rate, a larger down payment and higher monthly payments, something my family could never afford. I am concerned about this for a few reasons. First, the home is in a predominantly low-income Latino neighborhood AND we are working class **. Although I have excellent credit (e.g - high credit score, no missed payments, track record of owning a home and paying on-time etc.), I was denied a competitive mortgage loan and was told the underwriters wanted to do the loan as a less affordable option.
Secondly, the denial reason is vague, and when probed for additional details I was denied by several representatives. The lack of a sound denial explanation and the makeup of the neighborhood along with Wells Fargo's long standing issue with providing fair loans to minorities proves as further evidence that their intentions were never to offer the competitive loan, but to coerce our family into a more costly loan in the long-run. This issue has since been escalated up to the discriminatory division at Wells Fargo, but I have not been able to get a response.
My mom has already undergone several hospital visits as a result of the stress that this situation has caused our family. What we are requesting is a full refund for the fees paid to the bank totaling $560 (for appraisal) and monetary compensation as a result of the unlawful act of discrimination experience imposed upon my family. I am sorry that my skin color, and the color of my neighbors makes us a bigger risk to your bank, but no bank should ever be allowed to freely and without just cause deny qualified individuals of competitive loans on the basis of their economic and ethnic disadvantage and/or of their neighborhood.

Wells Fargo should have some of its employees charged with crimes. We were not behind on our mortgage when we began, and credit scores went from excellent to poor in no time. During our attempts to apply for a loan modification we were given different reasons each time for why we were denied. We finally got professional help, but the Delisa Law Group, who was not hired directly by us, was just as unlawful as Wells Fargo, if not more. They harassed my whole family and their employers, and asked them to lie about chipping in. We paid $5000 and we were finally approved, resulting in a higher monthly payment, even with our tax reduction finally taken into account. Worst of all, after nearly 2 years of relentless PHONE CALLS by Wells Fargo for payment, at my husband's WORKPLACE, he was fired. Unemployed for 10 days, we still made payments, but they were returned to us for 2 months, keeping us behind.
The next payment due was going to reflect our new lower payment, which was not allowed to take effect. Our income with this new job is now $1200-1500 a month less, take-home. Our house is in disrepair, although it is in better condition than 5 years ago, when we purchased. Now we have no tree maintenance, no insect control, leaky windows, roof needs repair etc. Can't even afford tarps this month.

Wells Fargo Mortgage even lets me in my house for more than 2 years when my ex-spouse stopped paying the mortgage and never disturbed me and my children. They also tried to save my house with mediation but my ex didn't care if we end up into street. So they did what they needed to do! Very nice of them.

This company is evil. Someone lied to them that the way to build a great business is by cheating and driving customers away. I will never use them again. They bill you for the next month before the month is even due and make it constantly appear as if you are "behind" on your payment. This is an old trick that is a deceptive practice and allows them to accelerate past due amounts. Very evil. Warning to any new buyers - go with anyone except Wells Fargo. All of us should get together and sue them for all they are worth, then turn the company over to a legit business.

I began my application with Wells Fargo on March 28, 2017, with a closing date set for May 31, 2017. The builder moved my closed date to June 15, 2017. Wells had adequate time to work my file but instead, they did not. The majority of items on loan tracker were not even checked a week before my close date. On Monday, June 12, 2017, I received a text from my loan officer stating underwriting wanted to discuss my DTI. Really? 3 days before my close and I'm still in underwriting and you want to discuss my DTI.
Long story short, I finally closed but it was the worst experience getting a mortgage that I've ever had. I received a letter from Customer Care and Recovery Group that stated after the investigation, they determined the delay in my closing was due to not knowing the builder was not going to pay some of the closing fees. They knew this since day 1 as Wells was not a preferred lender. The real truth is that my file was sitting in underwriting for weeks and days. You don't tell someone they may need to refi their auto loan to lower their DTI three days before a close. The CCRG also stated the CD was being balanced on June 13, 2017.
Bull! My loan was not sent to the processing center in Florida until the night of June 13 arriving on June 14, 2017. Wells refused to waive the three day CD review for me to close on time or on Friday, June 16. With household goods in storage and scheduled to arrive on Saturday, June 17, 2017, Wells could not care less of what they had put me through mentally and emotionally. Customers please beware! I will never ever recommend Wells Fargo Mortgage to anyone. I guess I should of read all of the bad reviews in the beginning and would of known not to use them. Sad thing is that Wells Fargo has refused to admit they screwed this up for me and the underwriter involved is much to blame.

Wells Fargo has treated me like this for years. They don't apply my payments. They keep them in an unapplied status. Doing so no payment posts. They report information as past due to credit bureaus. They hold me hostage as no other bank now will allow me to refinance my home. Even if they allow you to do a modification departments don't talk to each other. They change the equity amount and send you a bill that you owe when you don't. They don't believe and call foreclosure avoidance programs scams even the supervisors when you know they are not scams. They confuse you so much with paperwork and letters and lie about who you talk to and who you don't talk to you. It can drive a person crazy especially an elderly or disabled person which I feel is discrimination. They send letters with effective dates but the letter goes out after the effective date and don't even referred to an account this is illegal.
Their customer service reps won't let you talk to supervisors even if you asked to and try to talk over you. They send you refund checks saying misapplied when you owe them money without explaining why. You really have to get a lawyer involved to get them to tell the truth even their executive office sends you around in circles over and over again. I don't like being held hostage but that is truly how I feel and I feel they want to take my home because they know it has equity and they don't care about the truth compassion understanding or any type of empathy towards a consumer who is disabled. They are too large. They don't talk to each other's departments and you are the last thing on their mind as an individual consumer. You don't count. You never will as you're just a number.

Wells Fargo bought our refinance VA mortgage. We have always had "equity accelerator" on our mortgage, i.e., pay biweekly payments to increase your equity through extra payments. It's has worked fine with 2 other mortgage banks. I requested every other Friday with Wells Fargo, and thought I was all set. First payment did not happen on Friday, as requested. It happened on the following Monday. While this might sound good...i.e., did not debit until the next day, this makes it difficult to manage my bank account (with Bank of America - great bank). I want the debit to happen on the day I request. I was told it might happen on the day requested, or 1 or even 2 days later! Not acceptable.
I then set up biweekly payments to Wells Fargo through bill pay service of Bank of America (BofA). BofA delivered as requested, on the correct value date. But Wells Fargo did NOT apply the payments correctly as said could not accept "partial payments" from 3rd parties. Result: For payment due August 1, I paid 1/2 on July 14, and 1/2 on July 28. If I had NOT called, my mortgage payment would NOT have been applied. Wells Fargo cannot do it correctly, but then want apply biweekly payments from another bank (that had correct account number!). Incredible.

After MONTHS of dealing with different people and lots of faxing of paperwork back and worth, the end result only benefited Wells Fargo and their only solution for us was to Short Sell our house. I have been a customer of Wells Fargo for many years, financing and paying off several homes with them. I currently have a mortgage on my current residence. They report financial information to the Credit Bureaus incorrectly, and then lie and refuse to fix it. Saying all kinds of bull and absolute lies. Perhaps if you review the amount of mortgages and pay own and loss of market share they are having. This will tell you something. They are not only abusing their long term customers, they are cheating our children luring them into easy credit with massive Interest rates. Trying to make our children slaves for life. Let's not give any business to this crooked institution. With rising mortgage rates, fewer people are refinancing their mortgages, which means big banks are seeing a dip in mortgage lending.

Wells Fargo Online Banking utilized to make mortgage payments is designed to charge Non-Wells Fargo Account holders higher costs to make their mortgage payment. Upon receiving my new mortgage holder paperwork, after being sold to Wells Fargo Bank, I was able to go online and make my first mortgage payment. The following (4) months, I have had nothing but problems and higher costs when attempting to make a mortgage payment. For example, I have spoken more than (6) times with "Customer Support", never able to speak directly to the "Tech Support" people directly. The Problem: The Mortgage Payment page will not accept my bank "Routing number and Bank Account number". When this happens, I am forced to call customer service for the "Mortgage Department".
The first contact is an automated menu driven access allowing you to make your mortgage payment for an additional $6.00. If you wish to speak directly to someone in the mortgage department to make your payment, (a menu driven option again), this will cost you an additional $12.00 to process a payment. When the Wells Fargo employee takes your account information, they ask for your "bank Routing number and checking account number"; exactly the same information their website asks for. However, it is my conclusion, after going through (5) months of this, Wells Fargo has intentionally flawed their website to force mortgage holders to pay additional costs. At the rate they are charging, over a 12 month period, Wells Fargo will net an additional $144 per year from mortgage holders. This should not be allowed, but mortgage holders have no choice where their or to whom their mortgages are sold.

My experience with Wells Fargo Bank became over the years not an American Dream but American Nightmare. I was not treated properly. I was discriminated. I was taken advantage of and robbed. My life saving of 20 years of hard work. Working days and nights weekends and my life savings. I've never missed a single payment but at the end I was upside down on my mortgage. How much the house was worth and how much I was making payments. They took the house and $47,000. Homeless with no dreams and no possession. I'm free living under the bridge. Some call me scum, some call me addicted, some call me trash. In the end it's their opinion. The only thing I'm addicted to is the truth. If you want to live and you want to live free stay away from Wells Fargo Bank. I don't trust the American banking system all together.

In the 90's, I used WF for two mortgage loans. Everything went well & have used them as my primary banker since. Since then, have been involved with no less than 7 real estate transactions with other lenders on my behalf & worked for a highly successful real estate office. (Point being, have seen it all). But now a conv. 30 year home loan w/ almost 40 percent down on a sound, inexpensive home (140K) requires 3 bankers who do not communicate with each other. After extending the closing date by two weeks & signing/resigning a plethora of docs, they still can't be concise. I am still not confident we can close by the deadline. One banker says yes, the other says there may be some obstacles. Long story short there is no trust as I cannot get one verifiable answer. This is my planned home & I am packed. With WF the term "loan approval" is as vague as what they call "fake news" these days.

Wells Fargo continues to lie and losing home because of them. Loan origination fraud by loan originator with Wachovia then Wells Fargo took over. There seems to be TWO uniform residential loan apps with falsified income. The lawyers for WELLS FARGO have a different one with hugely inflated income and that's the one they were working off for 3 years in mediation! No wonder no help was had the loan originator falsified it so badly and $$$ never existed... But the one at signing with wrong dates and lesser falsified income their lawyers do not have. Their lawyers do not have it and demonstrated that in court exhibits...
I talked to Wells Fargo. Girl was nasty as heck even CFPB sent everything to them and she has the audacity to say in her response "We did not find any information or conversation about a 300,000.00 loan amount..." It was sent to them and if that's the case why does their attorneys have it and presented it in court exhibits and seemingly used it in Mediation for 3 years...
How did Wells Fargo lawyers GET hold of it and yet Wells Fargo knows nothing!!! It's all lies and denials and losing our house from their fraud in weeks' time... How can they get away with this when I sent evidence (over 200 pages) galore through CFPB but they turn their heads and still make up lies about income when I proved it to them... They are horrible and can get away with anything because CFPB does nothing except wait for a response. C'mon do you really think the bank is going to be honest in their response!!! NOOO.
Every lawyer who has looked at this cannot believe the LO fraud here by the lender with Wachovia in 2008 yet their lawyers still deny and lie. 79 year old a 30 year mortgage! Really. How did their lawyers get hold of a different one and Wells Fargo knows nothing??? It smells and the loan never should have been presented... Wells Fargo continues to lie to people and throw people out of their home of 35 years without a care in the world.

Still in the process of trying to obtain a VA home loan after applying a month ago. We have been customers of Wells Fargo since 1988. I have had four other VA home loans which we have paid off with never a late or missed payment. We are making a 51% down payment on the home. My wife and I both have over 700 credit scores. We just paid off a $365,000 mortgage and are asking for a $300,000 mortgage. This is the worst experience of our lives. The loan processor has lost documents, claimed the wrong forms were used, and comes up with new requirements on a weekly basis. In general moving the goal posts and lying to us and their supervisor. Yesterday we were told we needed only three documents left to process the loan. Today we were told they could not find my DD214 which I submitted 17 days and once again a 7 days ago. We also told we were required to submitted two years of complete income tax returns.
We are living in temporary housing while waiting for our new house to close. Almost everything we own is in storage units located over a hundred miles from where we are living. We have complained about our experience to the manager of the person who has been processing our application and to the manager of the manager to no avail. We are being treated like criminals instead of valued customers. It is also time for an investigation of VA and their new red tape guidelines. Financial institutions are required to use VA's forms which mirror regular civilian institution forms. Apparently VA does not like veterans obtaining home loans and does its best to discourage veterans by snowing them with unnecessary paperwork. Six years ago it took us less than 30 days to been in our new home. God knows if we will ever get the loan approved.

Wells Fargo acquired my home loan from my original lender a few months after purchase. They don't offer bi-weekly payments to apply to the loan! They hold payment thus maintaining interest rate. Scandalous! Even after I assured them I would NOT ever refi with them, by "POLICY" was thrown out. For those of us with great credit...the reason why is we know how to pay bills down/off! This company forbids it. Terrible, horrible company! Don't ever choose them! Read all reviews!

I would like to start with I am truly truly upset with the business that Wells Fargo has given me. I took out a mortgage loan over 3 months ago, spoke to over four different mortgage consultants because each person said that the person before them was not doing their job. I contacted manager, supervisor, etc., and was advised that they were not acknowledged of either some is on PTO or some has been replaced for my case. I originally appointed a Albert **. He gave multiple mislead information, had me RESEND him multiple documents that was already sent to three different consultants including his manager.
I'm very very disappointed. I ended up doing my own footwork. Please if you are looking for a mortgage consultant I'm sorry to say do not look here. If I can please be directed to the right direction to where I can contact someone even higher please someone let me know. This is June 2017. I strongly advise that you deal with another mortgage company. Last but not least the Clearwater branch is very sorry as satisfying its customers. As to Albert ** he was very unprofessional and came about with a cocky demeanor. (Meaning he know he can get no trouble behind his work ethics) UNFAIR.

My husband and I bought a VA backed home in December 2016. We tried to change our payment date, as it was not on any of my disabled husband's paydays. For the first few months, we seemed by, then The Army neglected to pay him 700.00. They recouped it a month later. So, I called them and again requested to have our payment date changed. Keep in mind I'm a heart patient. So the lady whose name I can't remember said that under these circumstances it could be done. She cheerfully offered a every 2 weeks payment arrangement. That would take half our payment every two weeks. They even sent us a confirmation letter. Today they screamed at me on the phone and told me that there is no way to change my payment dates. Wow, really?
So I said, "What of this letter you sent me." Happily she exclaimed, "Didn't you read it? It says you can only change your date if you're not behind a payment. Your original terms still stand." Oh then when I told her to transfer me to somebody not yelling she did, but I got her employee's I.D. first. I have another person looking into this but in the meantime they have been so deceitful. We trusted them and always pay our bills. He took my scheduled payment and according to them they will take a full payment too. How awkward and how devastating. Please do no banking via phone, especially mortgage. We cannot believe it and I'm suffering angina pains. I also suffer Migraine. Be smarter than we were. Go for your loan with a lawyer who usually charged 300. It's going to save you and The American people billions. Hope it helps you.
Updated on 06/12/2017: I've already tried to submit my concerns with Wells Fargo Ethical Business Practices as dictated by their Business License: Let me explain. I was not behind my payments for this mortgage loan. My husband who is a Disabled Veteran and I bought our home in December 2016. I continually tried to get them to change our due date, nobody would. They said it could not be done ever. Well, the Army didn't pay him 700 they owed us for over a month. So, I called them and a fairly nice lady told me our new preferred payment could start on May 25, 2017 and then every two weeks. I was so happy. A confirmation letter was sent to us confirming this. However, they never attempted to take our payment. When I called them I was screamed at by a lady who calls herself Heather **? I got her employees number.
Then I spoke with a man, got his number too. He then took my payment over the phone but insisted I could not remain on the preferred plan? As stated and as originally promised. He discouraged me from going to a branch. However, I took a witness, a friend with me. They took the other half of my every two weeks payment but insisted I still owe for June now? They promised I would not pay a late charge as I explained we get paid every two weeks. So, this is very deceitful and unethical. I plan on getting their Business license number and turning them into both my state Attorney General and Department of Financial Institutions. As well as the Better Business Bureau.
Now, keep in mind as I was making my payment at the branch, the women on the phone began asking me if I wanted to short sale my home? Come to find out although I requested to speak to the Main Corporate Office I was now speaking with Collections. I just received a letter saying we are almost in Foreclosure? I just do not trust them at all, why would I? They say one thing and do another. Because of their deceit I have to pay 2 full house payments by July 7, 2017. Thankfully I'm able but, it boils down to facts. The letters contradict each other. Please only bank with them or make payments via bill pay. Or a wire transfer. They will probably no doubt keep saying behind, although they have promised otherwise, my June payment is not due until the 16th. It hurts dealing with these people.

Our mortgage is 7 years old and it is a 30 year loan with an excellent fixed rate. We did not look for other options and from the few times I have called, phone customer service has been excellent. We've had no problems and any questions have been answered quickly and accurately by a representative who has always seemed happy to help. No errors, impounded taxes paid on time. Overall, no complaints.

Wells Fargo is the worst financial institution on the planet. They send out statements that are incorrect and they lie. Customer service is the worst I have ever encountered. I would advise anyone to stay clear of Wells Fargo under any circumstances. They will rip you off!!!

Wells Fargo refused to help me after one payment was late. After taking a 10-1/2% Interest Loan I was forced to sell or possible foreclosure. They told me because I didn't take a Wells Fargo Loan; they refused to give me the Loan Modification money ($75,591.34) after we fulfilled to Wachovia & sold to WF after completing our portion of LM. WF then produced a 6-page "amendment" allegedly signed by my deceased husband & WF Notary 10 days after fake signature. To keep this money has left me without a retirement fund I counted upon. Wells Fargo does not care that I am 78yrs old & told me that they were not handwriting experts after I told them my 84yr old husband had not signed an amendment. Oh yes, & WF notarized his fake signature 10 days after it was signed. They continue to address me as Mr. ** & I have submitted 19 pages of "Heirship" papers 3 years ago. Wells Fargo doesn't know who I am and does not care.
On 29 May 2017 Wells Fargo told me they were not concerned with my complaint ** through the Dept of Justice/ConsumerFinance.gov. Their actions have left me unable to sleep by their refusal to honor our agreement. I sold my retirement home in hopes of these funds. Now, I will not be able to survive on my Social Security without help. Wells Fargo has taken advantage of me. I cry continually due to their dishonorable actions that have left me penniless. These funds would have helped me restart up my federal contracting business. My age is a deterrent in applying for work even if I were more mobile. Wells Fargo is not your friend. These people work together to take your money through actions that closely resemble what is described as a R.I.C.O. act. Why are they not prosecuted? Do they only get fined & their hands slapped; While others suffer?

2010: Recently moved to a new well-paying job and decided to buy a small house. Employer has an agreement with WFB/WFHM for lower rates with no points and most of my accounts were already with WFB, so I decided to go with WFHM for the mortgage. FICO >800. TONS of paperwork and innumerable irritating phone calls from WFM followed, loan provisionally approved. Two weeks before closing, I called to check on approval status and was told that the person handling my loan had taken 2 weeks vacation and not signed out my application to anyone. NO ONE in that office could find my account and they didn't know how to contact my "personal agent". Ended up having to call the national office which after considerable explanation tracked my application and confirmed approval.
2014: Decided to apply for a small WFHM home equity loan (30% of equity) for various improvements. FICO 820. Filled out online application and expected quick approval. Instead, I received KILOTONS of docs to read/sign via Email and USPS, innumerable phone calls requesting information, including info about my mortgage at WFHM and accounts at WFB. After refusing to commit to a 30 min call to have someone read me the agreement (I can read it myself, thank you!), I decided to cancel the application and just pay for the improvements with a credit card... The potential tax deduction was not worth dealing with this incompetence.
2017: Received Email advert from WFHM for HELOC "Use your equity to improve your home!!!" with "Easy online application"!!! Decided to think about it and maybe get some additional tax deductions while making home improvements. FICO still 820. Asked my banker, who offered to help with the application process to avoid previous issues. Filled out online app and received MEGATONS of stuff by Email and USPS, and phone messages at all hours of the day and night, including weekends, asking me to call back.
Called back 3 times, placed on 1 hour hold for the 3rd call which was on a busy Saturday... Person was evidently reading from a script from which he was not allowed to divulge. I was asked the exact same questions on all 3 calls and also received 3 "secure" Emails asking me to reply to the same questions in writing, including questions about my mortgage balance and payments AT WFHM and asking me to send bank statements FROM WFB. WTF?!? Complained to my banker; he called WFHM and received the same questions for me to answer (again)... He sent my replies and was subsequently asked 2 more times to answer the same questions. In addition, I was asked for a purchase contract 3 times even though I was not buying a home, and proof that I am single. WTF again?!?!?
More than two months later: more requests for more stuff that appear to be completely irrelevant. All of this for a small loan that is less than the limit on one of my credit cards (all of which are paid off). As of today, I am refusing to send any more stuff or answer anymore more phone calls about this HELOC application. I asked my banker to cancel the application if it is not approved promptly, and I am thinking of transferring all of my accounts out of WFB after paying off the small remaining balance on my mortgage. Incompetence lives on at Wells Fargo, but I don't need to live with it!

Wells Fargo Bank is now a mega brand who's primary focus is on profits by any means necessary. The goal of any lender/servicer/mortgage provider should never be about using misleading and deceptive tactics to get more than what's fair and what's profitable at the expense of devastating the very people that make your jobs a possibility. Without those people there would be many jobs lost and for me that's the main thing to take away from our past mortgage issues, if a homeowner needs a break here and there, don't turn that into an opportunity to devastate for profit.

I own a home and decided to do work on my lovely home. I contacted WF to do a refinance and went through the entire process, paid the fees, was approved and then out of the blue I received a letter in the mail stating that they cannot refinance my loan because of my title. (TOTAL BS) There is nothing wrong with the Deed or Title to my home. I never received a call from WF "at all" about this. I contact WF and of course none of the representatives will answer my calls or respond to my voicemails or emails. While I was processing this request they were all always available. I then contact my representative's Manager and of course he gave me a BS story stating it was about my credit. My credit score is 692. To be approved for a refinance your score must be 680. I will be hiring an attorney to investigate this in detail. For WF is not a good company to work with. They play too many games with people's livelihood. To Each Its Own!!!

In early 2017 we received a phone call from a Wells Fargo reps claiming they had not received our payment through the mail on time. For anyone who knows Atlanta USPS this doesn't come as a surprise even though we mailed it over a week in advance. So we conveniently opted to make another payment by phone that day. This should have been the end of it, but the rep wrote down our account number wrong. So instead of receiving another courtesy call from Wells Fargo saying the payment never went through, I began getting aggressive collections calls at 7AM on a Sunday morning that continued for weeks.
The harassment continued as we called in to no less than 6 different reps who could not wrap their minds around our issue and refused to help in any way other than collecting yet another payment. Then we found out that the two extra months of payments we sent to cover their mistake had gone to the principal of our loan instead of our monthly dues!
We were then warned that one more "late payment" would put our home into pre-foreclosure. We spent hours on the phone with your reps trying to get this sorted out and after weeks of this nightmare seem to have sorted this out on our own efforts. To add insult to this ridiculous waste of my time we have been getting forms from Wells expecting us to sign off that everything was handled correctly. I will be looking to refinance and discourage everyone from using their services. I can't in good conscience encourage anyone to be treated with the same aggression and indecency that we experienced with Wells Fargo.

In June 2016 I was told I could go make mortgage payment, I might did not go on the exact date. WF expected the system at WF did not accept the payment unless I bring the 3 months total to bring the current. I cried the banker brought drinking water. Then mail start to come from preservation group Debra ** then reentry group Stefani ** who said once "Ya! You the one you did not got enough help". I start to get offer of option help modification so empty! Every time I ask Stefani to send her whatever I'm expecting she will say not now or she will say "No don't send it!" Including her denial of what I already sent her per their request such as auto insurance policy that showed my permanent fiscal address was on 11/10/2017, I was asked if I'm still in the rental apt in OC, I said I'm moving by this weekend!
By 11/20/16 I was out of the apt to downsize the expenses! I do care give for 3 companies plus 4 consistent income I get plus roommate helps $450. WF calculation total income of $3,700.00. Stefani did not want my ex-husband income we live at the same resident that could add up! WF did not make a condition on me to leave the apt right from the beginning of the process it dragged the time. I have so many mail showed my resident address including Wells Fargo mail but I have mail still showed the post office. Mail such as the statements of BoA & some of WF that did not matter to me because we do online payment. Debra ** called me in Dec. 2016. I'm denied no enough proof even that I sent them proof of moving out of apt., and closed my PO Box and paying my credit more than what's requested!
I received letter that still there is not much changes in my situation! I blasted on phone saying all this modification is just an F like a fake! ** offered me $10k I said no I want to keep the house money will go fast. Her & her boss had stronger fist than mine! I received mail about loan information to new creditor Wilmington Saving Fund, Christiana Fund but WF still my survivor. So ambiguous eventually. BSI at the bottom page of the loan information there is [X]. May hold them in a separate account until you pay the rest of the payment, and then apply the full payment to your loan.
So I called Stefani at WF she said WF still my survivor explained what that hope of that [X]... I thought the worse thing will happen. I will get confirmation that either I will pay the whole amount or last chance. No more extension on repealing the delay. Instead it seems the plan already been made between WF & British BSI. When I called BSI they said "Your information not loaded in the system yet call us next week!"
I received mail on Feb 6th 17. Again WF that BSI my financial services start Feb 21/27, there was mail from BSI saying same like WF about option help modification. I received regular statement from BSI on total payment for March 15/17. I was still receiving mail from WF about my escrow information was so close timing when our life situation gets crucified. Get to the point. No one dealing with me. WF says those mails just generated call BSI and BSI don't return my call at all keeping me in the dark to not have any chance on anyway to keep the house! There was time called Stefani on 3/13/17 her voice mail said she'll be back on the 14th and even next week on the 24th her voice message says will back on the 24th. How could anyone trust this kind of unorganized system with phone as well with documents. We are couple frail. WF staffs had no heart beating.

They have purposefully waited until the week before my close to come up with all kinds of reasons I can't close. All things that a week earlier were taken care of and not anything to worry about. If they can prove you're the cause of the delay in closing, you are charged fees, they are obviously trying to get as many of these fees as possible.

I am a first time home buyer and the person I worked with name is Robert ** and what a terrible experience. I cannot believe the service I received... Being a first time home buyer, I obviously didn't know a lot. I came in just wanting a conventional loan but since I told Robert I was in the reserves. He told me I should apply for a VA loan. I didn't even know I was eligible so I said sure... And of course I wasn't because I haven't been in long enough to be eligible but why would you offer me something and not know I would be eligible or not? So I picked a house and put money in so it can be VA approved just to find out I could've bought a dinky old house and fix it myself. Then he goes on vacation for 2 weeks and the person who took over was a total witch... I can go on and on but like what everybody else said and I should've listened. Don't go to a bank for a home mortgage. Does not recommend for first time home buyers.

They sent me a pre approved for a house. They made me spend a lot of money on inspections, evaluations. Lost more than a month and a half on this loan. They lost time to the person who sold the house, really and tell you after so long that no they approved of you when they have to tell you from the beginning if you approve or not. I am really angry with these people. Look for other banks to close all my accounts.

I have had two nightmares with Wells Fargo!! I welcome feedback from others with similar situations. The first issue: I bought my first home in 2009. I lost my job approximately 3 years or so later. I had exhausted my saving account paying all of my bills on time. I had just gotten a job, but it would take 6-8 weeks to really start seeing the income due to the type of job.
I called Wells Fargo ONLY to inform them that my payment for the current month would be late. I knew there would be a late fee, but asked if I could set up a date to have the payment automatically withdrawn so I did not get collection calls. The representative asked me what happened to make the payment late. I explained. She said they had this great program for this situation. I would only have to make partial payments for six months. This would help me get on my feet. Because I am not naive, and it sounded to good to be true, I reiterated the information back to her multiple times. I asked if there were any disadvantages, if there was anything I needed to know about this agreement that could affect me negatively later. I was told no, many homeowners were struggling and this was a program put in place to assist in these hardships. I accepted.
After the 2nd payment, I couldn't pay online. I called, was told based on agreement would have to call to make payments. I thought ok. The 4th payment or so, I was waiting on hold to make a payment and I heard the recording "this is an attempt to collect a debt". When the rep answered I asked about it. She informed me that the amount of my monthly payment that I was not making would be a balloon payment that would be due at the end of the 6 month period. I was furious. If I didn't have it to begin with under the circumstances, how would I have a balloon payment. Their solution, take it out for another 6 months!! SERIOUSLY?! Because I didn't have the full amount, I had no choice. Now I attempted to get a loan modification through Wells Fargo. I was denied.
Now I'm frantic, scared, limited on funds, just started a new job, I was sick about it. I have pages of dates, times, people I spoke with, conversations. I even begged them to pull the original call so they could see I wasn't lying about what I was originally told. I ended up having to get an attorney to avoid foreclosure. I finally got the loan modification. Oddly enough Wells Fargo said "we could have done that for you, you didn't need an attorney"?!? Three sets of paperwork later (because each set was incorrect), I finally finalized and felt like I could breathe again. NOW...
The second nightmare: I wanted to sell the house and pay off my credit card debt that I had accumulated when I lost my job. Then, I wanted to buy another house, not bigger or better, actually more simple as it's just me. Because of the loan modification, I called Wells Fargo to verify the payoff. I SPECIFICALLY asked about the loan mod. They assure me it's all included. I get a payoff in writing. A few months go by, I decide to list the house. I call WF AGAIN and confirm the same info. My house sold in one day (literally). I felt so blessed! The day of closing, about an hour before I am to go sign, I get a phone call from the title company. They ask if I have a second loan. I explain no. I have never made 2 payments and I am not aware of any other loans, I have never taken any out.
The title company said, "well there is a HUD loan coming up". I explained the loan modification, and what had previously happened. I also explained I could not continue with the sale of the house if I owed this additional 20k as I would not profit enough to benefit from the sale. The title company said, "let us double check". They call me back tell me everything is okay. They spoke to WF and verified all liens would be satisfied with this written payoff they had. I said, "ARE YOU SURE", and they said, "yes". So we close, everything goes smoothly.
Almost 7 months later, I get a call from the title company. Guess what, I now owe 20k to HUD!!! It's in my name therefore I am responsible!! Now understand, I bought the house for 125k with 3.5% down FHA loan. I had the house for 7 years prior to selling. I had a low interest rate. The payoff was approximately 112k so it's not as if there was this huge discrepancy that would have raised a red flag for me to say, "hold on something's wrong". So as of today, the title company blames WF, WF blames the title company, HUD says there is no way I would have realized as consumer this process and the title company should have known.
Nevertheless here I am this middle-class single woman owing 20k that I am responsible for and if I do not pay it I can apparently be sued by the buyer and it will also go on my credit as an unpaid debt! I was told by the title company that it is my responsibility to know what my debt is. I feel sick about this. I am an ethical person, and I try to always take responsibility even if I do not like the consequences, but I verified with WF, I verified with the title company, I even called the attorney that handled the loan mod and verified WF should have informed the title company. The only thing that I feel I could have done differently is pull the loan mod info and fine tooth comb it prior to selling.
I feel like such a fool, and now my house is gone so I cannot change my mind. The realtor even told me on the day of closing "DON'T WORRY, I can't believe the title company is even bothering you about this. It is an error". I am open to any thoughts or suggestions.
