    715 fico, jumbo mortgage of 550k, appraisal came in at 812k; low debt to income ratio, over 400k in income and still can't get the to underwrite loan. 8 month process with multiple, spreadsheets requested, P&l personal and on my business, multiple statements of why a payment was missed in 2011 (it wasn't), and even speaking to my accountant to understand S corp distributions. Have lived in AME residence for 11 years and refinanced 2x and this was the most exhaustive and evasive process I have ever been thru.

    Underwriter has hard time understanding LLC distributions and where the income comes from. Doesn't just matter to provide 1099s and K1s, be prepared to get your accountant involved to generate all the requested P&ls. At one point underwriter wrote my loan officer to make me write why after 20 years were my retirement assets low! If you're looking for jumbo don't go with Wells. Loan officers are professional and courteous. The underwriters lack understanding sophisticated balance sheets.

    My neighbors died and had a reverse mortgage with WF. The villa has been closed for 15 months and is a disgrace to the neighborhood. Roots from the huge oak tree have caused the water meter to need repairs. Animals have climbed up this tree and entered the attic of both villas. Vines are growing out of the gutters. Wells Fargo has neglected this property beyond reason. And it is affecting my property.

    Applied for refinance of home mortgage under HARP. I spoke to Brandon **. I informed Brandon that my mailing address is different from my home address. When I asked if this would be a problem, I was assured that would not be a problem. I was willing to use my home address if it was a problem and again assured it would not be a problem. I then get a call from Jeffrey ** who told me to pay off my 2nd mortgage by the 20th of November. Since it is a small amount, I agreed to pay it off. I then get a request to prove my residence in spite of being assured that it wouldn't be a problem. I sent them the only bill I had with my home address, my trash bill. Next, I get a message that my loan was denied because of my address and because I didn't pay off my 2nd mortgage (16 days before I had to pay it off).

    I next get a call from Brandon to inform me that my loan was denied because of my second mortgage, not my address, and that maybe there was something we could do to salvage the loan. I ask for some reassurance like a conditional approval pending the 2nd mortgage payoff. He agreed to send me an email with a conditional approval. He did not send me an email nor call me back. I called Wells Fargo and asked to speak to a manager. Michelle **, the manager, just made excuses for all the misinformation, and refused to approve the loan. What a waste of my time. I am now looking for a different HARP lender.

    We have just closed with the Wells Fargo Mortgage experience, so I thought a review might be helpful for others. It was frustrating to say the least. The thirty day closing date was not honored by Wells - a processor was sick for a week and no one else was able to process the loan. Various other reasons for other extensions followed. Ultimately we needed to receive four extensions - almost three months - we had to pay the seller's mortgage in following months to keep the party on board. By the time we got close to our extension expiring after 2.5 months, Wells third party vendors required further documentation but would not submit it in time for the verifying party to submit it before expiration, in spite of 12 email and various telephone reminders on the eve of the expiration day.

    After 2.5 months we were informed that our interest lock expired and would cost us another $178.00. I argued that it was Wells Fargo responsibility without success. Their loan tracker online process is confusing to say the least. New document requests kept appearing, although the loan officer informed us that all documentation was submitted. Apparently they have difficulty communicating between various levels, processors, third party vendors. They have chosen to work with those parties - Wells should fix that process because it is confusing to receive conflicting information. I am done with Wells Fargo Mortgage for future business.

    Due to unforeseen reasons, I missed a payment on my home in Sept. of 2013. I called Wells Fargo prior to missing the payment and tried to work with them. They made it absolutely impossible, unless I made 2 months payment, plus a late fee the next month. I simply did not have the money. I tried for a loan modification and was flatly turned down. I tried sending $100.00 extra each month, however that money was set aside and not put towards anything, and all the while I was receiving a late payment fee each month.

    When interest rate declined sharply I tried to refinance with them and was declined, plus they wanted close to $6000 in closing costs. Today, more than 2 years later, I received a letter stating that they are going to start foreclosure proceedings on me. I have never missed a payment since the 9/13 payment. They also state that they would be more than happy to help me with a short sale. It was on the news yesterday about all the fines that they have incurred due to their practices. Evidently, the repercussions of their actions does not matter.

    I have my mortgage through Wells Fargo. I hate that business, I cannot access my account. I want to do online banking but for some reason they won't allow me to do that. I even offered to have them take the money right out of my checking account and still they won't do anything for me. NEVER AGAIN!

    Updated on 01/25/2016: For some reason as of September 2015 I haven't received any statements from Wells Fargo. Since they hold my mortgage I need statements and tax documents on my accounts. I cannot gain access to my account, as for calling Customer Service, don't waste your time. I need to file my taxes and can't since Wells Fargo won't respond to my requests.

    Had my mortgage with them and was never late, I got a reduction in my tax but they keep paying as if I haven't got the discount. Now I short my pays so they can go get my money back that there are giveaway collection, calling my house talk bout I must pay the bal. How about there go learn how to manage money ** corporate crooks. They worst than the scammer who call your phone to scam!!

    We tried to sell our beautiful custom home due to job loss and health issues and ultimately divorce, the latter due to this home fiasco. We had (2) offers rescinded due to changes in the neighborhood (busy street and undesirable neighbors). We resorted to a short sale and have had an offer holding on now for a year and WF still continues to drag it out, lose paperwork, reassign personnel. Let it timeout, and even go into foreclosure then reinstate it starting us over and over again.

    We have maintained the home in the meantime. Our paperwork is 6 inches thick, our realtor is at her wits end, and the buyers are ready to pull out. This has been the most horrendous experience of our lives and it still continues to continue. There should be laws and timelines for the amount of distress a bank can put on a family. We have all the documentation to prove we have provided them with everything they have asked for within 24 hours. Consider anyone else but WELLS FARGO!!!

    I have made all payments early since I made the mistake of dealing with Wells Fargo. Last year when they again attempted to raise my escrow payment again I contacted them and was told if I paid an extra $3063.00 it would keep my payment the same. I also continued to make my regular payments that included $158.84 for escrow. I even made 13 payments bringing the total paid to over $5100.00. My taxes and insurance came to a little over $2300.00. At the first of this year Wells Fargo again attempted to raise my payment another $83.00. My balance in the escrow at that time was $2000.00 plus I have paid $158.84 each month this year totaling $1588.40 giving well over $3000.00.

    Wells Fargo is now attempting to foreclose on my home saying I am delinquent on payment. EVERY PAYMENT HAS BEEN MADE EARLY. $2009.00 has been stolen from my account and no one will or can explain where the funds went. I am in the process of refinancing to get away from the thieves and will not have an escrow. ESCROWS SHOULD BE MADE ILLEGAL. They are a license to steal!!

    Wells Fargo kept charging us for inspection fees for no reason and they were just very hard to deal with after our loan went through! The loan officer falsified some things on our application and we actually think the realtor was working with him.

    Updated on 11/09/2015: Wells Fargo has since been in touch with me about my complaints about their home mortgage company, was told they will look into it by a Sarah ** who also told me to call her if I can remember anything else to add. I've since called three time and never received a call back and also was told I would hear back from them no later than today... STILL NO CALL!! Which only leads me to believe it was just them trying to save face and not really going to do anything about it. I've even wrote to Warren Buffett at his home address and he passed the blame saying "He has nothing to do with the day to day operation". They are dishonest and I would recommend anyone but them to get a home mortgage through! They are only out to scam you from the loan officers down to every other aspect of the loan. Dealing with them practically destroyed our lives.

    Long story short. Sold house in April. Wells Fargo had not recorded when they bought the loan, so it didn't show up on attorneys radar to pay off. By the time we figured it out Wells Fargo was charging hazard insurance to mortgage account even though the house had sold and Wells Fargo never had legal connection to the property. I said I'd pay it off but without a $1,500 insurance payment to their sister company. They took months to respond while interest and insurance and even late charges were charged. They took no responsibility but took 1,000's from our growing family right up to the very end. We will be pulling our accounts and leaving this awful organization and telling everyone we know to beware.

    We tried to get approved for a loan modification but got denied. We gave all of our monthly expenses and with that information they determined that we couldn't be approved. I don't disagree that with the numbers that we gave them that we could make our monthly payments, but what I do disagree with is making a decision strictly on the numbers.

    We have been struggling for a couple of years now to make our payments on time and with that we've falling behind in all of our bills. While our monthly electric bill may show that we pay $130, it doesn't include the total amount we owe is $300 (because it just asks for our monthly payment). I feel that the whole process could have been more detailed with. They don't even care about our financial crisis or the help we need to get back on track. What's the point of trying to modify the loan if you're not being approve anyway for the help!! WE COMPLETELY REGRET OUR DECISION TO HAVE WELLS FARGO AS A HOME MORTGAGE! HORRIBLE.

    The company I work for has been trying for 10 months to obtain a release of an old mortgage that is clouding title work. No one at Wells Fargo seems to know what they are doing. Customer Service is terrible. They do not return phone calls and when they do, they keep adding on "two more additional weeks" needed. How long does it take to research an old loan and get it discharged? I personally have a Wells Fargo Home Loan and am considering refinancing with another company or just paying it off due to the terrible customer service I have received. I work for a mortgage service and believe me, would never recommend Wells Fargo for a home mortgage.

    I have been a customer of Wells Fargo for many years and NEVER had a single issue until we refinanced in 2012. Our problems started during the refinance process. I was told I didn't send paperwork in although I had 3 times. Finally the woman that had told me that she was transferring me to someone else since I was "uncooperative". The gentleman who finished our refinance (no cash out, only to reduce interest rate) asked for paperwork that I had already submitted 3 times and I immediately sent it to him while I was speaking with him to make sure that he received it. He was surprised that I had it all available so quickly and he indeed confirmed that he had received it.

    Our refinance was accepted and our payment actually lowered almost $300 per month just due to the interest rate. BEFORE my first payment was due, I received a letter stating that my loan was sold to Fannie May. I was livid because I had at least a 10-minute conversation with the first lady regarding this and she assured me that they would not sell my loan to Fannie May or Freddie Mac. I called them demanding them to stand by what they had told me and after a long conversation, finally came to the realization that I was wasting my breath. I was so mad at them that I put them as a last priority to pay every month, so I had a few late payments and paid the late fees.

    During this time, they began sending people to my home to check that we were still living at the address. They were often rude and even told my child at one point that we were going to be homeless. Again I was LIVID and filed a complaint. I never heard any follow up from my complaint. So I finally figured out that Wells Fargo can lie to me and I have no recourse. That one person can assure me that everything is ok and that my mortgage is good etc. and then forget to make a note on my file and so therefore it never happened. I never called, I never filed a complaint, I made the payment 3 days after I did. etc. so they can charge me a late fee. I finally relented and made certain that my account was not late or have any issues for approx. 18 months.

    Fast forward to June, 2015. We had been paying an extra amount during this time on the principal. In June, we decided to increase that amount. I went on the website and changed that amount and set the payment up for autopay beginning July. I checked sometime in July that the payment had been made with the increased amount and it had been. So in September 2015, I receive HARP papers and I called the mortgage company asking them what the deal was. They said that I had stopped the autopay on June 16 and that I owed August and Sept. payments. After a long conversation. I asked them for an internet IT person to look into the situation and help me to understand HOW did a payment get made for July when I supposedly stopped the autopay on June 16?

    They sent me a copy of each payment and the date I paid it since we had refinanced. No explanation, no nothing. I made up the two payments and now, tonight I tried to go online to pay my mortgage payment for October, before I would incur a late fee. They will not allow me to make a payment online. It gave me a link to my autopay payments (which I have not reset them up) and then told me the information was not available. It told me that my October payment was due but that I could not pay it online. I have always made my payments online! My loan should be current, however, until someone can tell provide me with information as to how a payment was made in July 18 days after I supposedly stopped the autopay, I refuse to pay the late fee. I believe I should be entitled to an answer and an accounting of what happened.

    Also, I am still waiting for them to take off a previous late fee for not processing my payment for 3 days after the date which I had made it in order to charge me a fee. Another thing that I was told would happen that has not yet happened. Personally, I feel that this is just another way to harass me. They have RUINED my credit rating (which I admit was somewhat my fault. At least in the beginning). They continue to find ways to make it difficult for me to make my payments (i.e. having to make 2 payments in one month) and give them reasons to keep putting those jabs on my credit report. I also feel that since I have equity in my home and am on a fixed income that they try to find ways to make it so that I will default on the loan. Their practices are, in my opinion. deceptive and unethical at minimum.

    My contract was signed for 45 days escrow and Wells Fargo was playing around with my mortgage for almost 60 days to closing. Now I signed the closing paperworks with a first payment thru the payment number 12 for $589.15 and from payment 13 thru payment 360 for $667.89. When I check online show the full payment and interest for $667.89 plus $166.00 for taxes and $38 for insurance - the total should be around $872.00 but no the payment online show $950.00. Where that number come from anyway? The total for the first 12 months should be around $793.

    When I call the customer service only told me "you signed for $667.89." I told her yes but the contract is not only one page have more pages show another different payment. "Oh I can't help you." I call again and I spoke with a supervisor and she told me "oh was a mistake from us. The personnel don't see you choose a buy down. I will taking care but you need to give to us around 3 weeks to fix the problem." Really I want to see what will be the new excuse.

    I have been working with Wells Fargo since March 2015 to complete a short sale. All necessary information that they requested was submitted within days of their request. Because there is also a second with Wells Fargo I have been able to use it as a gauge to what is happening. I have been asked to provide the same information on numerous occasions and I continue to send it in when asked to do so. I have been asked to resend information they have had for over a month saying now it is unreadable. It appears to be some type of stall that they continue to come up with because they continue with this behavior until 90 days are up then they want you to resubmit all the documents again saying the others have expired. Well whose fault is that?

    I have been assigned to a representation who has never answered his telephone and has never returned my call. I have emailed him on numerous occasions because I cannot understand his emails, my eight-year old grandson spells and types better. I have begged for clarification on why he continues to ask for documents I continue to send but he never addresses my answers in email form either. This has got to be the poorest form of customer service for a nationwide company entrusted with billions of dollars. Wells Fargo, no way, no how - not ever again.

    I had hail damage on my house that totaled the siding and the roof of my house in May 2015. I received an insurance check that I sent into the Property Loss Division. Upon receipt of that they sent me a huge packet of documents that myself and the contractor had to complete. I had the work completed in July 2015 and had extra work done that was not part of the claim which I paid for in full. I had my home inspected already in the end of July 2015 or beginning of August 2015. I have sent in ALL of my paperwork to this company and they refuse to release my payment to the contractor. I was told that the paperwork I submitted is illegible. That is not my fault. I cannot fax any better quality items than what they got. I can send a copy to them and it will probably still be hard to read if they scan it.

    I was NOT notified of this problem at all and so I could have waited forever for them to contact me until my house was paid for. My contractor's bid and my amounts of my invoices DO NOT match because I had extra work completed on the house. I have paid my contractor in full except for the amount of this insurance check that they have held hostage and will not pay. I do not understand how they can legally hold this money and not pay the contractor when they themselves are aware that the work was completed. DO NOT EVER GET A LOAN THROUGH WELLS FARGO. They have been impossible to deal with and they have held this money that is due the contractor refusing to release it. Terrible business practices.

    A few months ago I received a letter from Wells Fargo stating that they were willing to provide me a modification to avoid foreclosure. I responded to the information requested by Wells Fargo by provided them my financial and employment information. I have submitted documentation to Wells Fargo on over ten (10) occasions and called Wells Fargo re-entry team over 30 times. Wells Fargo seems satisfied with the financial and employment information that I provided them but Wells Fargo still keep requesting more and more information every time I provided them the information they previously requested.

    It seems like Wells Fargo has a stalling and circular system that is in place to pretend that they are helping, but not help at all. I have provided Wells Fargo sufficient information to make a decision whether or not they want to provide me with a mortgage modification. I have sufficient income for a mortgage modification and to now pay my mortgage. I will very much like Wells Fargo to make a decision because I don't see how this wait, hold, and stall process is helping anyone.

    We applied for a home equity line of credit to get cash out for the down payment on a new 1st to buy a vacation property. After receiving a thorough amount of documentation from us, including tax returns, paycheck stubs, bank account statements, etc., the loan officer gave us two letters. One said we prequalified for a $400,000 home with 20% down, $320,000 mortgage. The other said we had access to $140,000 to cover the down payment. The $140,000 was promised to me in the form of a home equity line of credit. We found a home for $396,000 and went into Escrow on it, based upon these assurances. We had 17 days to remove the loan contingency. The bank has now dragged their feet for over a week past the 17 days and I have no idea if they're going to make good on their promises to us.

    Since we went into Escrow, we've gone through what is effectively an IRS tax audit. We've had to provide cover letters explaining all sorts of things on our tax returns. The agent tells me the underwriters say that because I had $8,000 on my schedule C as deductions that it cost me $8,000 to earn my income. I'm furious. The $8K in deductions are for my internet connection, a fraction of my utilities, and other similar kinds of expenses that a lot of households have but can't write off.

    I work from home doing internet related work. So the $8K subtracted from my income puts me a hair over the 43% debt to income ratio and they're just dragging their feet getting us an answer. I have been a loyal customer of the bank since 2000, and I am about to close all my accounts with them and find a bank that lives up to their promises. Or at least not do business with the one that didn't. I cannot recommend anyone try to get a loan with Wells Fargo. You're only asking for a lot of anguish and suffering over something that should be a slam dunk.

    Before I applied for a loan modification I was about 5 months behind on my mortgage. The first time I applied, I was denied. I then went through my state and applied through the NCHFA. Then applied a stay of foreclosure on my home for 4 months. This worked out for me because I was denied a loan modification with Wells Fargo. Since then, I received a raise at work and applied again and eventually approved. My interest rate went from 4.25% to 3.6%. They added the months that I was behind on my mortgage to the back of my loan and my first payment was due for three months.

    Jennifer ** was the best Home Preservation specialist ever, hands down. She kept me up to date. When I called, she was always there for me. I can't help but to say nothing less than good things about Wells Fargo. My mortgage payment dropped $20 as well. I thought it would have been a little more, but I'm not complaining. I am sorry for anyone whom has had a bad experience. I will pray for each and everyone of you.

    I've had a mortgage with Wells Fargo for over 25 years, ever since they bought out my previous mortgage holder. My mortgage was opened in the names of my husband and myself, with him as the primary account holder. We divorced in 1996, and Wells Fargo has consistently denied me the right to hold the mortgage in my name only - even though I, alone, have made the mortgage payments for over 20 years, AND am paid up well ahead of schedule.

    Last month, I tried again to refinance my mortgage with Wells Fargo to remove my ex-husband's name from the mortgage. Although I provided all the required documentation, Wells Fargo loan processors continued demanding more and more financial information from me, going so far as to demand my account information from one year ago at a bank other than Wells Fargo! Because I received a large cash advance from my savings account at a different bank (to purchase a cashier's check) at a local Wells Fargo branch, Wells Fargo Home Mortgage demanded I turn over my financial records from my other bank. When I refused to do so, they cancelled my mortgage application.

    Aside from the unreasonably long amount of time to get meaningful answers to questions throughout the process, and the convoluted explanations as to why steps were taking as long as they were, the loan officer who we were dealing with at Wells Fargo tried to sabotage us as much as he could after we tried to cancel our loan with their bank. We were trying to get an FHA loan, which can be pretty cumbersome as it is. After we reached our breaking point, we contacted another bank and they said they could close our loan in TWO WEEKS! The one thing is they said we would need to cancel our loan with Wells Fargo. I called our loan officer with Wells and asked him to cancel the loan. After trying to convince me otherwise, he told me that I needed to transfer my FHA case number.

    So I obtained the number and gave it to the new bank which told me that Wells would have to cancel our loan prior to them beginning to work on our loan. It took Wells nine business days to (what I thought was) cancel the loan. I called. I emailed. I called the branch manager three times and left detailed messages one day! They downright refused to respond to me and tell me whose job it was to cancel the loan. After being told by someone at Wells Fargo that the loan was canceled, we found out that they rejected it. The stinger was that they claimed we had insufficient funds which was a lie! They had never mentioned this to us ever!

    They knew what they were doing too. They knew that we were over a month behind our on or about closing date and doing this would scuttle our chances of getting I to this house. They also knew that by rejecting the loan, instead of canceling it, we would be unable to apply for another FHA loan for six months and would never be able to apply for an FHA loan for our dream house again! This has to be fraud! The only thing our new bank kept on saying was, "I hope you have a good lawyer." The best part is when the new bank received that paperwork with the rejection, it stated whose job it was. And it turned out to be the loan officer who had been working with us the whole time. If this is in fact fraudulent, I would be happy to be part of class action lawsuit or file a third party claim. This type of bullying has to be stopped.

    Upon my home burning down, I was issued a insurance check to rebuild my house. I am contracting my own home so to save a little money in the end. However Wells Fargo was kind enough to release 50% of the money upfront only because I could not even get the roof rebuilt without it. So now I am well over 50% done and they will only release a 1/3 of what is left and expects me to get to 100% completion. I do not know how this can happen. And since when do you borrow money, make payments on it and have them dish it out at their desecration and tell you that you are expected to have to come out of your pocket upfront. To finish your home to move back in it. If someone was going to walk would they not walk with first 50% and try to get their home built back so that they could get on with life and have some relief from the nightmare they have already gone through. When this is all over I believe someone higher up needs to revisit this...

    I am not happy and stressed to the max trying to have normalcy in my life again. Also when you order out these so called inspections you must allow 15 days of lag time. 5 for the inspector to just contact you then schedule inspection then wait for him to turn it in then wait for them to review then wait for them to just (maybe) release you some more money. This is asinine of a company to be able to have this much control of your life as a free American (or should we say so called) I borrowed this money... I am making on time regular payments on this money.... and really it's the insurance money and you want to hold it out, make me spend my own money to rebuild and then ask for it back from you the wonderful America bank. Really...

    I was contacted from Wells Fargo stating they could help provide a better interest rate if I refinanced with them. I have my personal and business accounts with them in great standings and they were pleased to help me. I explained I did not want them to run my credit and give me a hard inquire if they could not help me. They stated the terms and how they could help me turns out they couldn't. Never even received a call back. I called and they were very rude. Needless to say I'm moving my accounts to a credit union without all the extra charges every month.

    I'm filed a complaint before about this company for overcharging for insurance that was not needed. Since then that has been cleared and my account credited $1600 but now they're saying that I have a shortage of $348. We're trying to modify or refinance our mortgage because we fallen behind in payments. We were approved for modification and that's when they told us our escrow was short and that our payments would go increase. Our escrow shouldn't be short and our payments shouldn't increase either if they have modified our loan. That and the fact that the value of our home hasn't increased nor has our insurance or property taxes.

    I have had a Mortgage with Wells Fargo since 2007. This year in June I sent my payment as usual (late but not 30 days late) but they claimed not to receive June payment so I sent again in June. They still claimed they did not receive payment into July so I made two payments, another for June and one for July. They still claimed not to have received payments so I made one over the phone to make sure. Then magically all the payments dated in June I sent were cashed. They still deny receiving June payments until end of july, over one month after sending payments. I made at least three payments in July and they still reported negative feedback over 30 days late for July and killed my excellent credit rating.

    On top of that, they claimed my insurance had lapsed when all along they were sent verification from carrier and myself, they set up an escrow account and billed me for insurance even though I had already paid. Every customer service rep I spoke to had a different story, nobody knew what was going on. I have been hung up on and lied to repeatedly and it is still not resolved. Even after at least three payments submitted in July, they insist I was over 30 days late in July. If you can AVOID WELLS FARGO, do yourself a favor and look somewhere else.

    Wells Fargo mismanaged my escrow. For the last 24 months I paid 2200 a month for my mortgage. Now all of a sudden, they tell me my escrow is behind and I need to pay 7500 now and have my payment increased to 2700 a month, a $500 increase, or just raise my payment to 3350 a month, a $1150 a month increase. They are forcing people out of their homes with this tactic. I can't afford either option, so my family is going to lose our home. They are mismanaging escrow on purpose because they make more money when you default. If they would have raised my mortgage to cover the escrow earlier, we be fine and be able to keep our home. This company ruins hardworking American lives. Being drag out in the street and shot in the head would be too kind a punishment for these executives making this happen. I hope they burn in hell.

    After being laid off in 2009, I finally gained employment but was underemployed in 2011. I was seeking assistance but with no avail. I went through my savings and 401k to stay afloat. I fell behind and was asking for help. In June of 2013, I was recruited by another company, got a tenant and rented out half my garage. I then received a notice from a title company that my house was in foreclosure and will be sold. I hired a mortgage company to assist me and they were doing their best with the red tape WFB makes you go through. I was called on Monday evening from my mortgage company and they said that WFB lied to them and me and the NOS was not postponed and that my home will be sold the following day. My only recourse was to file BK Chapter 7. This postponed the sale and we were back to square one with WFB.

    The process continued and went on and on. I do not qualify for any of the Government Programs (Save your home CA), HAMP or anything else since my loan is not Fannie Mae or Freddie Mac. My load is owned by a private investor group that WILL NOT ALLOW ANY CHANGES. Also, WFB kept saying that my loan review doesn't pass the NPV test which not one person at WFB can tell us what the test comprises of. WFB told me that their main interest is with the Investor Group and not me. We had postponed NOS the following months but then last month, they switched Title companies. The Title company attached the letters in bold and hung them on the gate in my community for all to see while entering the complex. This was horrific to say the least. The mortgage company and myself wrote emails to the CEO, Mr. John G Stumpf. He had someone look into the complaint but didn't bother to reach out himself.

    This company made over 20 BILLION IN 2014 and also Mr. Stumpf makes over $25 Million a year. WFB is also the World's Most Valuable Bank named in February 2014. I even wrote a letter pleading to postpone the sale again and no reply at all. The point person he assigned called and said the review will be ongoing but the sale will still proceed. My attorney then filed a last minute BK Chapter 13 and that has stopped the sale and I can begin to pay again. I have money saved and was not able to pay on my loan while being in this state. The amount owed has now doubled but I'll be fine now I can pay soon. I just don't understand why they can't help even though the US Taxpayers bailed the US Banks out. I'm able to pay my loan and just needed them to piggyback the amount owed to a silent second. But their interest lies with the Investor Group and not me. My advice is never do a mortgage with WFB.

    Updated on 09/10/2015: My complaint to Wells Fargo Bank did not go unnoticed. A representative responded to my post the next day. I frankly was stunned. Her name is Nicole and she gave me here phone number and extension ** as well as an email address to use. I called and left a message after her greeting said that she would get a hold of the message within one business day. I left a message with my email and mobile number for her records. She has YET to follow up with my inquiry / voicemail. Also, the email address she gave me bounced back as ** does not exist. I retried over and over and it bounced back. Additionally, when in a meeting with my Attorney, he told me that a women from Wells Fargo in the Executive dept contacted him regarding my complaint and asked what we seeked.

    She was very nice and spent time talking to my attorney. He told her that we want the amount owed to be piggyback to the loan as a silent second and just have him pay his loans. She left her number and I have yet to have a call from her. Also, The gentleman, Adam ** that oversaw the review while still proceeding with the sale of my home sent a note to my attorney and wrote that nothing can be done because of my loan being in a MBS, Mortgage Backed Security and that their main objective is their investors and not me. He also made a point to mention when I wrote that WFB lied to me and the company that was assisting me was wrong as if I had my facts wrong. In fact, he was mistaken in what event he was addressing.

    The only reason I had to file BK 7 in the first place was because someone in Des Moines told the company assisting me that the NOS was postponed and when inquired another person said that was not true and the home will be sold the next day. I had no recourse but to file. I received a letter yesterday dated September 2, 2015 from the Senior Vice President of Wells Fargo Home Lending (of course with no contact information) that there is a review to my inquiry. They claim a result on September 16, 2015. I'm pleased my post here on Consumer Affairs has WFB reading what is being said about their treatment to clients. Again, the CEO, Mr. John Gerald Stumpf hasn't responded to any emails personally. This Bank only cares about profits, Wall Street and their investors. I've read their code of values and what WFB stands for and might I say it's a myth at best. It may be a nice read on their website but please, be careful.

    I just want WFB to treat me correctly and the CEO can do something, he is the CEO! Also, Adam ** didn't even mention the NPV in which not no one at WFB can explain to me. I did the NPV test on Obama's site and put my home 200K underwater and I was approved... but since I am not underwater and have equity, I don't qualify. But hence, my loan (once again as they repeatedly tell me) is with a MBS and they continue to tell or remind me that their only alliance is with them and not me.

    This is WRONG. How can a company make profits of over 20 BILLION A YEAR AND THE CEO MAKES OVER $20 MILLION A YEAR treat hard working people like this? Someone please explain! I'm dumbfounded by their actions and lack of humanity and care. I'm now in Chapter 13 because of this and they act they care... how? No calls back, only a mailed letter. NOT one call back to me. How is this as they strive for excellent customer service and experience. Please stay away from this company. It's greed at its best. They should know what is right. I hope they sleep well at night knowing what they are doing to their clients.

They can not even prove they own the home, no assignment of mortgage. So why should they be able to foreclose if we get a modification? Why pay them if they don't legally prove to own our home??

    I have 6 bank account and credit cards. This company is very strange. Last month, I was charged Wells Fargo visa card late fee $35. I called customer service because I made my payment before the due date. I got this answer back: I made my payment too early. Due date was 6/4, I made my payment 6/7. According to them I had to make a payment after 6/10 since there's a waiting period (Nonsense). And one more thing, when we purchased our home we got mortgage thru this bank. A couple of years later they sent us a letter, they need to collect more than $2000 because there was an error - they missed some charge. We are done with this company. We are switching the bank and mortgage both. This company should know there's thousand companies we consumers can chose.

    Wells Fargo wants me to wait 7 to 10 days for a pay off to close escrow. The property is in foreclosure, and they don't want to take my money today, they want me to wait, because it takes them time, to come up with a pay off. The consequence - I pay more fees and interest to Wells Fargo. I would suggest they change their policy, and when offered the money - take it. On the flip side, the bank doing the loan for the buyers, took days in between, receiving paperwork, to fund the loan. This was not disclosure waiting periods. Maybe moving paperwork along faster, would be something to consider. I hustle for my pay check - paperwork does not sit on my desk. I don't get paid, till the paper work is completed.

    So have a mortgage with these idiots and signed all paperwork to have total access. I screwed up my password; called them and waited on hold for 20 minutes; just to be told that I can speak with mortgage people, but I cannot view my mortgage online since my name isn't on loan! WHAT THE HELL WAS THE PAPERWORK I COMPLETED? So they let me talk with anyone, But I'm not allowed to view anything online... which I have been doing for the past 3 years! I get the whole security thing, but if I did everything you asked me to do, you should not have to bother my husband to authorize me to get back online every time I forget my password. THIS IS OVERBOARD AND EXTREMELY IRRITATING!!! Needless to say, we are refinancing asap!

    I have been a customer of Wells Fargo for many years. I used their mortgage department to purchase my home in 2008 and then to refinance in 2009. Both events were effortless and smooth. In Nov., 2014 I submitted an online form requesting a banker to contact me as I was interested in refinancing. I began working with a banker who contacted me shortly thereafter. He seemed eager and professional. I submitted the required paperwork and then... nothing happened. He didn't answer calls or emails. I have a demanding career that requires a great deal of my attention so I put the refi on hold for a few months. I contacted this same banker in April and he again seemed eager and available to help. I had to submit new paperwork bc of how much time had passed. Before long I was having the same problem as before--no notification of loan progress, no return phone calls or emails.

    In May he called to say he was leaving WF for a "better opportunity" but he "was dedicated to seeing my loan through" & I could call with any questions. His phone was disconnected and that was the end of any further contact. He mentioned his associate would be helping him on my loan through this transition phase. A, the associate, has been pleasant and professional.... except she doesn't return calls or emails either. Yesterday I had to call her 4x to ask place and time of today's closing appt. I feel that WF needs to improve their customer relations! I feel that I was taken advantage of because I tried to conduct myself in a reasonable manner. It took 4 long months to complete refi, I was asked to submit paperwork multiple times, I was sent multiple copies of same paperwork, I was given false information, and I was ignored. I am seriously considering withdrawing my personal accounts and taking my business elsewhere.

    Short sale process began March 2014. It's now August 2015. I've had a buyer since day-one with only a $14k difference between offer and my principal mortgage balance. Almost every month duplicate requests for documents are made. The questions from the rep displays a lack of tax, banking, and accounting knowledge. I've been asked to explain the $27 on the interest line of my taxes. The rep changed several months ago. They keep going by the house and placing notes up stating the house is vacant which invites looters. When I called about it (as I have been keeping on all utilities and lawn care) they said that wasn't correct and I could scrape the note off the storm door. A new note is now back on there. There so many more examples on inefficiency. I'm so stressed with this process that I plan on switching to a deed-in-lieu process.

    I have tried to get a modification for a deferred interest loan that was purchased from World Savings Bank since January of 2010. Wells Fargo has taken over 37 applications of modifications up until February of 2015. All have been denied with no real resolution why we do not qualify. We have been pushed around and denied. My husband has been laid off, I have had circumstances financially or I did not have a job when I first applied, and we were separated, living in two different states. And Wells has given every excuse but something in writing, always denied but never a reason. We have been told by other councils. We've gone through pro home, we've gone through Nazca, we've gone through other non-profit organizations, and they all say we qualify based off of my finances in for the home base program to the government but Wells will not honor any program.

    Requested modification information. Working with someone who claimed we qualified for program. Spent a few months mailing and/or emailing paperwork (would send paperwork and then would be requested to either resend or send more). Was charged for appraisal etc. Very difficult to make contact with individual at Wells Fargo we were working with. (They do not respond with questions via email, can only obtain updates etc by phone... Not sure why... Would leave messages with no return call back for several days.) After 4 inches of paperwork from Wells Fargo (still have the file as proof), they denied our modification.

    Good News! Recently refinanced with a Credit Union. Rate went from 8.95 to 2.65... Payments went from $795.00 to $324.00. Credit Union requested payoff from Wells Fargo on 4 different occasions. Delayed closing by two weeks. Finally closed. Wells Fargo payoff shows "other charges" of $404.00. Three months later, Wells Fargo has ignored my request to explain "other charges". Sad that there is so much corruption and unaccountability. Really nothing we can do unless we had the funds to hire an attorney but of course we do not or we would not be requesting a modification to begin with. So many folks being taken advantage of.

    After several years of paying my mortgage on time, I had a job change in addition to a break up which meant much less money coming in to contribute to my monthly expenses. My mortgage payment had also gone up close to $500 a month due to a property tax issue so needless to say - making ends meet had become very difficult. I began paying my mortgage approximately 2 weeks late every month. I tried contacting Wells several times to discuss a modification or refinance to lower my 5.5 interest rate down or closer to the current rate of 3.5. I knew other people that modified through other banks that were at 2.0%. Unfortunately no one returned any phone calls and I eventually couldn't make my mortgage payment. Wells debt collection was contacting me for money but because I couldn't make the payment I owed in full, they wouldn't accept a partial payment so I was transferred to my "rep".

    Very early on, I was super optimistic because I had what seemed to be a very proactive rep that seemed genuinely interested in helping me. I thought. Anyway, I considered renting out my house early on (Although I'd be risking the renter damaged my home or not paying the rent. It was a risk I was willing to take). Many families were interested and the family that wanted it the most was willing to give 2 months of security and make 2 payments upfront. The rent was enough to cover the mortgage. My loan modification rep Kelly told me that if I was planning on renting the house, I would not qualify for a loan modification. It seemed fair as the loan mod was for struggling families however I wanted to use the upfront money from the renter, (plus any money I saved waiving with a family member) to pay off the debt I accrued with Wells. I wanted to "catch up" with Wells.

    I'd be up to date and assuming the loan mod went through I'd be in a good enough place to move back in in a year or two. The family wanted a two year lease. I was skeptical because of squatters but regardless I took Kelly's advice and broke the news that I couldn't have them rent my house. I took the home off the market for rent and Kelly did put me on a temporary loan modification that would last 8 months. The way it was explained was like this: If you can make the new payments on time every month, we will reevaluate your situation and base your new permanent mortgage payments on something similar by lowering the interest rate or lengthening the term. So I did exactly like she said. No renters and made every payment on time. Other department still called (Collections) hoping I could pay the arrears. I left many many phone messages to Kelly until I learned that Phillip was my new rep.

    I explained everything though they should have notes and they read you the same disclaimer that phone calls are recorded. In one year I spoke to him twice but called over 200 times. I documented everything. There were days I left 5 messages for my rep and his supervisor. There were days I waited on hold for 2.5 hours on my iPhone timing it all and recording it as they did to me. I talked to several attorneys but by this point my $3550.00 original mortgage payments added up to a lot of owed money and unless you could pay it all in full, you didn't have a leg to stand on. I also didn’t want to pay attorneys not knowing if they could help. I'd rather put that money toward paying the mortgage thinking I was in good hands. Instead, I now have the short sale on my credit in addition to 32 missed mortgage payments caused by following the guidelines on uneducated unethical employees.

    I could have and should have paid off the small amount owed early on by renting the house. I could have rented the house and paid the $20,000 I owed them in one shot. But again I was told I needed to live there to qualify and I was sent post cards weekly that I had to send back proving it was my primary residence. So Thank you to the carelessness of the staff. I was misguided and put my house on the market to short sale in and avoid foreclosure. Even with a fast accepted offer from Wells, the home still took 9 months to close meaning the amount owed was just creeping up every day. I lost all the money I obviously put down on the house because the house lost its value in addition to me being so far behind. I realize I had an obligation to pay the note on time and as scheduled. I'm fully aware falling behind was my fault however they dragged everything out by not answering phone calls, letters, faxes and by lying.

    What's the purposes of recording their phone calls if they are the ones vomiting fraud and misleading people. I should still own my home and should not have lost the $40,000 I put down on the house. This should have been inevitable. I should have let my house foreclose and I should have stayed there for as long as I could. I was trying to do the right thing! Wells is the absolute worst. I am also a licensed realtor and they are by far the worst bank to work with. There should be a class action lawsuit. They should be put out of business. They are contributing to foreclosure rate. The employees either don't know what they are getting themselves into or they are just horrible people. Sorry this was very lengthy. Good luck to anyone in a similar boat. It was awful. My house was my pride and joy. :(

    I have been in my dream home for 10 years now, and back in 2007 is when I began having problems with my mortgage due to medical issues. At first Wells Fargo worked with me and gave me a modification by lowering the interest rate while the payments went up five dollars. In November of 2010 I notified Wells Fargo that I was going to be late with my payments keeping them abreast of everything that was going on. They put me on a payment plan in which I made payments on time for four months. After that I found out that they had put me in foreclosure after my last payment. I was furious. Since then I have been jumping through the hoops doing everything I could to get them to give me another modification after four years and I keep getting rejected for the fifth time. They keep switching specialists on me.

    Four weeks ago I received a letter in the mail telling me that there was no change and that they were going on my past paperwork Not even looking at the paperwork I just sent them. They said they were not going to even look at it. Now I have a sale date in October. They are trying to collect on the VA loan and collect the money when they resell the home. They need to be investigated thoroughly because of their practices. Word on the street is that intentionally do not help people and have trained their employees to not give folks a modification. I have resorted to getting an attorney to help me along with other resources I have been referred to.

    As requested by Wells Fargo all testing as of septic and well water samples, invoices would be collected by Wells Fargo and I would get reimbursed at closing yet that didn't happen. Now the complaint dept is dragging their feet, but yet I have an email from Wells Fargo saying I would get money back. Next step attorney general can help them with their thievery.     Due to having financial difficulties I contacted Wells Fargo Mortgage for help. At first we were given the run around asking repeatedly for information from different customer service reps. After sending a letter to HUD regarding the non-support to help us we were contacted by the office of the president in the form of a Y. **. Ms. ** stated she would be helping us to try to bring our account current. Well to say the least this person turned out to be the rudest, nastiest person that I've encountered from Wells Fargo. Initially when she called our home I told her we were available early morning due to me working in the mornings as well as not getting home until after 5:30 PM pacific time.

    Due to her attitude I've asked for someone else to help us and was told by her that "she was the only one who could help." I disagreed with her because her attitude shows that she is reluctant to help and has deliberately called our home in the late afternoon knowing we weren't home to give information that's needed right away. We are in need of help and she has caused undue stress in her demands and horrible attitude. We believe she would be very happy if we were to go into foreclosure due to her attitude and rudest. I will be sending a letter to HUD regarding this person and to the Office of the President at Wells Fargo despite her stating that she is the only person who can help us.

    I contacted Wells Fargo back in 2011 trying to get my mortgage lowered to save my house after I lost my job and then had a car accident that kept me from being able to work even a part time job and they refused to help me so I was able to get a free attorney involved. That was just a waste of time because they wouldn't do anything for me even with him fighting for me. So then I find out about this company American Mortgage Advisors. Well I fell for their scam and paid them almost $4000 to get me a pmt almost half of the amount that it was currently. That was useless. I have got at least 2 reams of paper of documents that I have faxed between the AMA and WF and I was just denied again today for a modification. Unfortunately, I have a VA loan which apparently keeps me from being eligible for some of the programs out there. I thought the VA was there to help in situations like this but I was wrong about that!

    I have hated WF since the day they bought my mortgage. I refinanced to get rid of them and they bought it again. It's like a bad toothache that just won't go away. I have been fighting now for almost 4 years with them to save my home and they just don't want to cut any of the late fees out or do anything to help me in any way. They would rather me do a short sale and they eat what is lost over it than lower the pmt or the amount that I owe and let me keep the house. If they are willing to sell the house off to someone else for less money then why not sell the house to me for that lower amt and let me keep it?!

    They just don't want to help people and that's why they are always in the news and why they had a big class action lawsuit brought against them. I don't know how they get away with the tactics that they get away with. It just isn't fair to the people who try so hard to do the right thing and work so hard to keep what they have worked their whole life for. Instead, they give the lazy low life people on welfare and the foreigners all the breaks. What is wrong with this picture?

    Dissatisfied with the amount of time it is taking for me to receive my refund from Escrow. Wells Fargo received a check/refund check from my old homeowner's insurance 28 days ago and I'm still waiting on my refund due to overage in Escrow. I was quoted an exact amount from Wells Fargo on July 10, 2015 and still have not received anything. It was turned over to their escalation on July 23, 2015 and now Escalation says they have to research the information that their company already gave me on July 10, 2015. Cannot even verify that the information they gave me is correct still as of today July 28, 2015. Seems they forgot how to do basic math!! This is not difficult!! This is crazy!! We are Very Dissatisfied and expect a resolution ASAP!!

A simple refinance took 3 months, and for much of the process I was unable to get any reply from my reps at WF; once even went two weeks without a response. I got them all the paperwork within a day or two of the requests. There was some complexity with insurance, so we had to go through a couple rounds with the agent. That process took way too long because we were waiting upwards of a week after submitting each doc to find out they weren't correct. WF is either way over its head, under-staffing to save costs, or just plain incompetent. The one good thing was the independent closing agent and contracted law firm, they were great. Please look elsewhere for mortgage services.

    November 2014, I was furloughed (union worker), with an estimate of three months. Job site was shut down due to various reasons not associated with my trade. First and foremost I contacted Wells Fargo, and spoke to Krystina **; home preservation specialist ext. **. Preserving my family home was the only thing I could think of. I explained, my unemployment check after child support deduction would be $285.00 weekly. A huge difference of my normal weekly pay. Basically I had little left after weekly groceries, gas, and necessities. Wells Fargo's Krystina **, during first contact/communication "answered" all my questions and my mind was at ease. Actually, it seemed too good to be true. But I didn't want to think negative or be too pessimistic.

    All the paperwork was emailed to me, I immediately printed, filled out, collected necessary financial documents and emailed them back the next day. This is still November. Five (almost 6) months later, I receive a forbearance agreement via oral communication on the phone with Krystina. And during the five months, I was asked to email and provide the same documents over and over again, and there were times we left messages and didn't hear back for weeks. The longer we do not make a payment the more money we will owe, we couldn't understand how this was taking so long.

    Five months later, at the end of April, a forbearance agreement of $2370.00 monthly mortgage payments for 6 months was detailed to me. My original payment is $1200.00! Although I was back to work, Krystina was aware and had paperwork to show that I had to take a pay cut due to company needs, it was not my fault or lack of work ethic. I could either not work, or take a pay cut and work, I choose to work and take the pay cut. My net monthly income is $3200. After making car payment, a necessary monthly bill, I would be left with $500 to feed my family (only!). She argued and argued with me that I could afford it.

    After speaking with a HOPE counselor, I was informed I qualified for HAMP. We called Krystina together, and she didn't answer, and she didn't return my call for 3 days. I received packet in mail, 3-5 days later. Noticing the date at top of agreement was first of April, and the date on envelope was 3 days prior. It was the last week in April I received the package. I disputed the forbearance agreement and asked for another review. I made weekly and monthly calendars to show exactly how the plan would NOT work, and leave us in the negative. Somehow this review only took TWO days!

    I was told the review was denied and the $2370 was due June 1st! She insisted that FHA does not consider anything besides the gross monthly income when making determination. So any of my deductions from my check (child support, health insurance, union dues = $2300ish a month) did not matter or make a difference to FHA. Not to mention utility bills etc. Krystina, gave a silver lining though. She said we have till the end of June to make the payment, and if we do not make the payment, it will be reviewed again. We asked again about the HAMP program, and she said we do not qualify for it, and that this was a better solution. As I started to carefully look over and study the Forbearance agreement, section 8 detail(s) are as follows: "During the HAMP trial period, a foreclosure sale will not be held as long as you comply with the terms of the trial period plan".

    As you can imagine, having every single document and paper work discussing the new payment of $2370 says Forbearance agreement and/or letter, is a little confusing. And you told us we do not qualify for HAMP, and the HOPE lady explained to me, that they cannot force Wells Fargo to honor my qualifications and facilitate HAMP as remedy. So now it is end of June, we cannot make the payment, and have never been provided any information about HAMP from Wells Fargo, however it states in document that we are on a trial period! Seriously, it has now been 7 months since we started this process, and still have no concrete idea of what the heck is going on, besides having a payment that is impossible to make, really impossible to continue to make for 6 months.

    So, of course Krystina calls first week in July. Explained again to her, that we made a payment of what we could in June. I submitted a payment of $1100, that was all I could do. She informed us, that we can go up for another review in 40 days! So my wife and I, put on every calendar available August 10th, to call Wells Fargo, because we did not want to miss the 40 days, knowing how shady this office has been, we knew if we didn't call first thing August 10th, that would be their excuse to not work with us.

    So, I called HUD and finally got some secure answers and was connected with an executive at Wells Fargo. She immediately communicated the shady things she noticed in my file. She detailed that on the HAMP area of the notes, it had no answer or information. That it looked like they didn't even run it through the qualifications. Also asked me, what amount we could comfortably pay each month. I provided an answer. She stated she was opening an investigation on our case and/or the office handling it. Received paperwork immediately to fill out (again) and this time, she had me download (when completed) them onto my Wells Fargo online account. She explained this was policy.

    For the last 7 months, Krystina ** had me email them directly to her, and never once did she detail the Wells Fargo account and downloading the documents there. The next day, I received a FedEx package from the executive now handling my case. It was a loan modification and HAMP starter kit. NEVER received this before. And, when I asked executive about Krystina informing me to call back in 40 days to submit a new review, she was speechless, and very baffled. No idea where, why, how, or what that 40 days is, and that it is not a company policy at all.

    Of course, the same week I started working with executive office, Krystina ** sends me a document explaining Wells Fargo has denied my request for a new review. Provided a lump sum we now owe. I am praying, the executive office I am working with now, rectifies this (as we are now over $7000 behind) and provides us with a workable solution(s) for our mortgage. Her answer to the document saying our review has been denied was, "ignore that, you are in my hands now".

We selected Wells Fargo for a refinance because they held our existing mortgage and we thought the process would be easier. It's been anything but easy! We started the process in April and finally gave up and cancelled the day closing was scheduled... JULY 22!!! We have great credit and no other debt but we've been treated like delinquents with no existing credit or track record. We provided every document required by May 4th and yet in July they were still asking for updates. Every time we talked to someone there was some excuse or problems with this or that and "I passed it on so it's not my problem" attitude. Wells Fargo is the ultimate example of a giant company that treats customers like numbers with no personal service and less than competent staff.     I have never been thru a process like what I continue to experience with Wells Fargo. We entered into a short-sale with our property in FL in Sept 2014. We are still at it! Wells Fargo simply does not have their act together. They say one thing and take weeks only to do another. We have now lost the contract because the buyer got tired of waiting. Recently we received another offer for the price Wells Fargo required and we are in the Wells Fargo holding pattern once again. This has been the most discouraging experience of my life and it continues. I have endless notes of conversations with Wells Fargo. We have complied every step of the way, yet somehow we never get to the closing table. They need to rethink their internal processes and make some serious changes within their short-sale division.

    This stems from my dealings in 2009. Due to long term health reasons I had a significant drop in my income. I contacted VA and they told me to contact Wells Fargo. I explained my situation and sent in all the proper paperwork to verify my reasons. Since they never called me back once, I was always calling them back. I finally was told that I was qualified for a Loan Modification. They informed me it would take between 45 to 60 days for the new loan. Never once did they inform me of a 3 month trial period. After speaking with numerous reps over the next 3 or 4 months at Wells Fargo Bank, I kept asking them to send me something in writing that indicated we are in the Loan Modification process. I was told they do not do that. THAT is when the big Red Flag slapped me right in the face. I had a feeling I was getting screwed and there was nothing I could do about it.

    I received a letter in August of 2009 indicating I did not keep up with my agreement and foreclosure proceedings would follow if I did not pay all back months, penalties and a $5000 lawyer bill. I took a loan out from my 401k which totaled over $8000. I had to retire from my job because due to my illnesses, I was starting to miss 2 and 3 days of work a week. My position was protected by the FMLA but I was not getting paid. I survived for the next 4 years by living off of my 401k but that was also the time of the bank scandals and my 401k took a big hit. I eventually foreclosed in 2013.

    I recently sent an email to the Board of Directors about how Wells Fargo treated my Loan Modification back in 2009 and they actually read my email and just finished their investigation to my complaint. WELL, not to my surprise, they still are lying to me. They told me I did not keep my agreement with them back in 2009. IF they would have given me a new loan back in 2009, I would probably still be in my old home and my illness would not have gotten as bad so quickly due to all the stress they have caused me. My main point is, they keep telling me I did not keep my 3 month trial period agreement. They NEVER told me about a 3 month trial period. They never sent me any information indicating this. In fact, they told me they have nothing to send me. I was to just wait until they came up with a new loan figure, with a lower interest rate. THAT never happened… I was just informed 2 days ago that I was at fault!!!

    Also, the person I was dealing with, Rebecca ** at Wells Fargo told me if I had any questions or needed clarification during this recent investigation period, I should call her back. I called her back over 10 times in about a 45 day period. Guess what, not one return phone call. She told me 2 days ago that she only got my latest phone call. That sounded so familiar. That is the same story I have been hearing for years from this company. I guess if they play dumb and ignore you, things will just go away.

    We used wells Fargo because they have worked with my husband's freelance union, but this is a disaster. There is no communication: it is impossible to get ANYONE to answer their phones. Email replies take at least a day, if they come. After guaranteeing our closing date, they delayed without providing us any notice, resulting in significant lost wages for the day as we had already taken off work for our closing. They have now said we can expect a 2-3 week delay without explanation. I will NEVER work with Wells Fargo again, and will do my best to steer everyone away from them.

    I needed a loan modification due to my debt to income ratio and the fact I was in a sales/commission only job that wasn't bringing in enough to pay all my bills. I went to Wells Fargo with the hope of getting a loan modification. The first time was denied because they felt my past income was too high to warrant a modification, despite what I was bringing in at the time. A year or so later I tried again as my income kept going down. This time after going through the whole process of research and taking their time they told me I would have to be in active foreclosure before they would start the modification. Three months later of not paying my mortgage as they, Wells Fargo told me too, I contacted them again to start the modification and they told me I didn't qualify and that I owed them 3 months of back payments as well as interest and late fees. Wells Fargo told me to go into foreclosure before they would help me and then never helped me.

    I lost my home, had to file for bankruptcy. Once I started the bankruptcy they re-started the foreclosure process. Once the bankruptcy was over I was still liable for the HOA dues on the property that they took over long before that, just because I couldn't get my name off the title. They then proceeded to take even longer to complete the foreclosure and rack up HOA dues I couldn't afford to pay on a house I didn't own. Now I'm being sued for back HOA dues and lawyer fees for a house that Wells Fargo stole from me and didn't upkeep HOA dues on, just because they took their time switching the name on the title to them. I wasn't going to file a complaint, but after 4 months of them doing nothing with the final HOA bill and now it's looking like they won't pay. I'm filing my complaints everywhere I can and am going to look into suing them.

    I applied home mortgage loan to refinance my house around April, 2015 in the branch located at 1705 N 1st St # C, San Jose, CA 95112 and I am very disappointed and dissatisfied with the whole process. We have locked 3.0% rate for 15 years loan period. We have submitted all essential information and documents to our Home Mortgage representative within a week of our application. However on May, 2014, I received a letter from Wells Fargo noted as they are unable to approve my application for the reason of "Credit Application Incomplete". I immediately reached out our Wells Fargo Mortgage representative and I was told as it is a mistake and she said, on her word, "We are good on the refi".

    Concerning the issue I sent multiple email to get the status of my application and the response was "we are good". However, on May 21, 2015 I got an email from our Mortgage representative as we were not approved for the loan due to "Your wife's credit score is 717 which is being below 740". Before we submit my application I clearly told our Mortgage representative about my wife's credit score is below 740 and she told me as that will not be a problem. I definitely believe the disapproval is from the bank's mismanagement. I was already approved from two different lender.

    However I withdrew my application when the Mortgage representative confirmed as we will get the approval from Wells Fargo. By that time the rate went high to 3.25%. I sent a complaint email to the branch manager however he didn't care abut his customer. Even he didn't respond to my email. Finally I went with LoanDepot lender and they gave me 3.12% and they closed the loan within 25 days. My recommendation, don't try to get mortgage loan through Wells Fargo. They are good only to have checking and saving account.

    Without going into too much detail, my husband was hurt on the job Sept 2012 and we were subject to a reduction of income because of the workers comp payments. We attempted to keep up but it became too hard so we requested help in 2012 from WF to lower our payments for defer some payments until we could resolve the injury. At that time they said there was nothing they could do because based on what we were making we had plenty left at the end of the month to pay the payments. That is easy when they base it on gross pay. They didn't take the fact that I had already take 2 401k Loans out to cover bills along with having 2 credit card companies sue so we had to pay courts or my income would have been garnished therefore making it harder to pay my payments. So at that time we just decided to let the payments float over 30 days consistently hoping the workers comp would resolve soon and he would be back to work.

    Fast forward to summer of 2013, still no resolution and we are now going almost 60 days past due just to keep afloat. Contact WF home preservation again. This time after 3 months of sending and resending documents and rewording letters based on their working, we are told we are approved... for a repayment plan of over 2500 a month for 3 months. I tell them they have lost their minds. If I had that money we wouldn't be running behind. This is also after I'm told by the agent that as long as I didn't run over 30 days past due they could help me. Of course I rejected them. Well they said once my husband lost his workers comp checks they would definitely be able to do some sort of modification at that point. Now we are at Oct 2014. Workers comp has cut off checks. But my husband still can't work. We have an attorney to work that out, but now we are down to a single income which barely is enough to live on.

    I call again. This time my assigned rep never calls me back. I leave messages for her to send the package to start a mod or something. The only calls I get from WF is collection calls. I'm now running 90 days past due and my in-laws are taking from their retirement to help keep our home. We can't afford to lose our home because my income is not enough to rent anything. So I get so frustrated, and we get caught up for a while when we get our tax return. Now we are in July. We got 4 months past due, in-laws borrowed us more money to get caught up, I decide after paying up to date to try once more time for help. Hopefully we are closing in the end of the workers comp but still could be several months before a settlement. The rep that took my payment took all my information and say that we are almost 2500 short each month including the mortgage payment and transfers me to the Home preservation dept again.

    The lady proceeds to tell me that since I am up to date I don't show that I have any hardship, even though my budget analysis is staring her in the face. Said to call back when I'm past due and then they may help. That is so ridiculous... won't help when I'm past due and won't help me to not become past due. It's a scam. They don't care about people, would rather make you homeless than try to help. Prior to this injury we were perfect pay customers for over 5 years with them. I truly believe that WF and workers comp are run by the devil at this point. Hope no one ever has to go thru what we have to this point. It's the last time I'll ask them for help. I'll just continue as I have and hope that workers comp resolves itself soon and my husband can be well enough to go back to work.

    To be brief, I fell behind on my mortgage in Oct 2010. I applied 3 times for modified loans. I paid a total of $19,600 in trial period payments. WF will not disclose where that money went. After hiring attorneys the third attempt, I was able to get a loan agreement but it was an in-house loan, instead lowering the interest rate 3/4% with a term of 40 years (which was adding 18 yrs). I signed anyway and returned it. After some time I contacted them to find the status, and they said I was in default because I did not make the on time payment while waiting. Frustrated, I elected to sell the house and found a buyer.

    After 3 months the buyer became frustrated because WF would not finalize the closing paperwork and backed out. After a while I tried again to sell as a short sale, although I was sure it wasn't short of funds if WF would apply the payments I made. I could not make that happen still. I had a buyer again and was going on with the sale. But after extending the contract twice, WF was still not getting it finalized. Again I was frustrated and did not extend again.

    After a lengthy time, WF filed without any notification to me, but I was watching the court process and appeared. They were the third company to have the note but produced a realistic-looking original note with my signature which I questioned because when I sign I press hard. The judge accepted their argument. The attorneys, shortly after, dropped the case. To sum it up, after 57 months of fear, stress and embarrassment, they were granted a sheriff sale. I do not know why they blocked all but foreclosure. Must pay better I guess.

    Updated on 08/20/2015: They would not respond on this site, but did send an answer to my statements. As I anticipated, the answer displayed the same practices they have done since I began dealing with them. The dates are inaccurate, all answers are inconclusive and inaccurate. Wells Fargo tries, very poorly I might add, to play with the numbers and confuse the homeowner until they give up. I do not completely understand why they push foreclosure so hard. There has to be a profit advantage to it. I intend to post the response to my last statements and my reply. I think it will be clear to anybody that pays attention that it is complete runaround to acquire the home.

    We are in our 60s and have been homeowners for 40 years. We have substantial investments with Wells Fargo Financial Services, and so went to the WF mortgage department for a loan. We wanted to buy a new, smaller home, and were pre-approved for a mortgage March 2014. We found a home, went to contract, and then waited until late June for final approval on the mortgage. The redundant paperwork, multiple home inspections for trivial matters, and general foot-dragging nonsense were maddening. We ended up putting 40% down on the house.

    We wanted to pay our own property taxes and insurance - as we have for many years. At closing we discovered our contract included paying into an escrow account so WF would pay the taxes. Cannot be changed. And now, a year later, they've taken over paying our homeowners insurance and increased our mortgage payments to cover that. A unilateral change to the contract. Furthermore, I do not trust them to make those payments in a timely manner. I am paying this off and getting out of any dealings with Wells Fargo as soon as possible. I advise you to stay away from them.

    Local Wichita KS office. Wasted 6 months working with local office and was told they were the top office with the best rates and would definitely get lending for future home upon sell of my existing WF mortgage. Then his story changed, then he was slow to respond or return messages and phone calls for days. I'm set to move out of state, already have a job out of state and now he says he can't use it and wants a co-signer. (Seemed way too eager for us to get a co-signer and I have good credit even those he pulled it multiple times) and finally said he couldn't do the loan. Furious and was a huge waste of time and energy. I called another lender and received prequalification the next day. ONE DAY! Wells Fargo is the worst, DO NOT WASTE YOUR TIME with these, I don't know what to call them.

    So 2 months ago I put up my co-op for sale and was fortunately was sold. The buyer purchased my home all in cash - great right! So now it's July 3 2015 and still Wells Fargo hasn't released my mortgage. My attorney informs me she is constantly trying to get some answers from Wells Fargo why they are taking so long to release my mortgage. If I'm not able to get this done by July 15 the buyer is going to remove his offer to buy then you can imagine I'm **! What makes this even more screwed up I had to pay another mortgage payment for this month. What is it about Wells Fargo that they want screw everyone who has had the misfortune of having their original mortgage company bought by them.

    I tried for over 5 months (yes, you read correctly) to close a mortgage loan with WF. The most recent 6 weeks, they tell me will close the loan and it never happens. They dangle the close loan carrot to me all the time. But they Always need something or something redone or something expired and then resubmit. Every single day off I dealt with this loan. Then it affected my work. Then it affected my pay when I called in to work sick in order to close this loan that began in February 2015. Here it is July 3 and still have not closed. They jacked up my interest rate from 4.0 lock to where 60 days later lock expire next rate 4.725.

    Over this time span, I wrote letters of explanation (many) provided repeat (expired 60 day) documentation, provided same documents they said they didn't get. I had to provide so much and I always did a near 24 hour turn around and then they would not even look at the documents for a week or more at times. I understand the underwriting takes time but 5 months and not closed? Five months?? I had 75-day contract with seller first contract and second contract (after negotiations) 75 days also. So July 17 my contract will expire and unless I ask for extension, I will lose the property and about 4k out of pocket.

    I cannot begin to tell you how hard they made it for me. My credit score is 693 and I take home 4k a month average and the property is 141k with 5% down. I am paying $1100 in rent all these months.

    I would advise not seek a mortgage with WF. Find a broker. Go to a credit union or local bank. Try to have 20% down. You will have more choices. WF will cost you valuable time, money, energy, and much much stress. They make no money unless they close a loan but interestingly, they cannot seem to close a loan. I thought it was just me, but I was told by people in the area (including the title company which closes loans daily) that "Wells Fargo sucks" when it comes to closing loans. When I calm down I can add more specifics but I am removing my money from this institution as soon as I can. I will go to local credit union and I will find a loan with some other institution. There is something vastly wrong here.

    We received a preapproval letter from Wells Fargo in late March. The preapproval was for a small mortgage for a vacation home. When we found the property, a condo, in late April we started the process of acquiring the mortgage from Wells Fargo with about 28% down payment. My husband's and my credit scores are in the 800's, and we proofed over and over again the ability to service this mortgage, through about 14 faxes and a total of about 270 pages of information, with no indication whatsoever the loan would be denied. This led us to believe our mortgage was set to close on June 10th, as original set. Well on June 10th at 4pm we received a call from the rep we were dealing with to say the loan will not be approved because the property is considered to be in a resort.

    How can this be, we ask??? Why was this not determined sooner if this was in fact a criteria for denying a loan? How can Wells Fargo do this to consumers and get away with it? We have asked many questions but no one seems to be willing to give us a straight answer. I have asked from Wells Fargo to provide us with the source they use to deny our loan but have not received anything. We received the denial letter but it was very confusing as to their reason. We are still receiving correspondence from Wells Fargo as though our loan request is still active. We would like answers as we feel this kind of consumer treatment is not acceptable.

The months behind were accruing because at a certain point, WF will NOT accept any money from you unless it's the entire amount owed. After a grueling 6 months of this application process.... waiting, supplying more documents, more information over and over and over again I finally got a letter that I was approved in April 2014, with a trial payment period for May, June, and July, at which point they would then take me out of foreclosure. So the entire time I was getting letters from lawyers to move forward with foreclosure. Frightening. Very long, difficult, lengthy process but in the end, I got out of foreclosure and my loan modified. The monthly payment was dropped by $415 which was extremely helpful.

    I am a retired man 72 years old living on social security and have an interest only loan with Wells Fargo bank. They notified me about a year ago my loan will expire September 2015 and would be converted to a 30-year principal and interest loan making my monthly payments approx. $880. Since we reached the 78% of the LTV (Loan-To-Value) through normal amortization and met the requirements to remove the Private Mortgage Insurance PMI (No past due payments, loan aged more than 27 months), we sent a letter to remove the PMI from our loan, but Wells Fargo said that was not possible because we still have more than $70K to go. When we saw this information we reviewed the loan documents and discovered that when we refinanced back in 2012 they used the first loan amount from 2007 as the home appraisal which differs of more than $80k. In the other hand, we did not received the amortization schedule of the refinance, even if we have been asking for the document since the very beginning.

    Now their letter stated that we have 2 options. Option 1: Send them a check with the difference to reach their 75% and Option 2: Provide proof of the value of our home value which must be determined by having an appraisal done by them, or order a Brokers Price Opinion, (BPO), both options at our expense. In either case, the ultimate decision is theirs and we do not have any certainty the PMI will be removed. We consider that the refinance process was managed improperly, based on incorrect very ambiguous and distracting information, so that guided us to take misleading decisions like the PMI not being discussed. Are we alone, or is there anything we can do?

    Wells Fargo is the worst with home loans and when you get a loan modification they lie and give you the runaround and tell you that it's in underwriting. Lies. The key is when the loan modification person you work with tells you, "Oh it in underwriting and it will be a quick decision." That means that if you're behind on your mortgage and you don't pay at least 4 months (if you're that far behind) then consider foreclosure, paying them up or short sale. Texas has no redemption period so don't pay some person money to help you stop your foreclosure because you pay them almost the same amount in mortgage amount. My answer was Chapter 7 and don't reaffirm the loan. Also a special warranty deed is no good because you're still monetary responsible to pay the loan default. So Wells Fargo sucks and they rip off vets as well.

    I had a loan with Wells Fargo Bank and in the process of short sale which it has been four months when we were trying to get the short sale approve by the bank. The bank didn't provide us with all the items required to close this short sale. They have asked for different items each month. We were very patient with this process. However, they wanted our buyer to write a letter for them stating that she was authorized in her business account to able to buy the property. On top of that, now they want the buyer who will be paying in cash to put a stupid seal on the right top of the letter that they requested. The buyer did send this letter with her company square seal but the bank want a circle seal. REALLY!!! Now we are still waiting for to tell us what they want next.

    This is has been the worst experiences ever in my 15 years of working with any bank. Please don't go to Wells Fargo for a home loan.

After going through a grueling process, I was given 3 mos trial pd.     We were lead to ** to assist with getting a mortgage. After two weeks we asked for a status. He said all was good to go. One week later, he needed more information. We supplied him with all he needed. Another week and several attempts to contact him, he said "we didn't know anything yet". We continuously attempted to make contact with him and his assistant. We kept getting told they will contact us. When I was speaking with him, he said he was unsure as to if we can get the mortgage due to my husband's previous bankruptcy.

    I then asked if I could get a mortgage myself. He insultingly said, "only if you want a 50k house, which I sure you don't". So we continued to wait for the final word if Yes or No my husband and I could get a mortgage. One evening at 9pm we get a call from a realtor we were working with. She then told us that ** from Wells Fargo called HER and told we were denied. He never has not yet to this day called us or sent a letter... On the positive note... I applied for a mortgage by myself, got approved for a very good amount, and me and my family are living in a beautiful home.

    Fell behind in my mortgage payments. Get one month behind and they seem to have a multiplication calculator. Once you’re behind they don't want to work with you at all. They will start refusing all payments to them. Been here till I actually start paying on the interest and because they refused payments I have a foreclosure on my hands. The house was put up for public auction and they bought it for 46000, I only owed 40000 on it. According to my ante mortem I have paid almost all the interest around 100,000 for the property. They found a way to show I was behind 16 months and sold my house at public auction. Wells Fargo bought it for 46000. I didn't know anything till my insurance agency contacted me. Sixteen days after it was sold.

    THIS IS the worst customer "no Service" in this or any other industry. There must be hundreds of cubicle workers in several different call centers. In repeated calls not only do you never get the same person, but don't get the same location. These "appeasers" pretend to listen to serious detailed complaints, then assure that someone will get back to you. In 16 months of trying, I have never gotten a return call. This policy extends to supervisors and managers. As I had experienced serious escrow accounting errors by WF, I turned my account over to a real estate attorney. They refused to talk to him on privacy grounds. Even with my security permissions, WF would not respond specifically to issues presented. Their final word was "Wells Fargo escrow accounting does not make errors."

    On Oct 30, 2014 my husband suffered a dissecting aortic aneurysm. On November 1, 2014 he suffered a stroke due to his carotid artery dissecting. I contacted Wells Fargo regarding our mortgage payment because I was unsure as to the status of ** receiving a paycheck. They told me I could defer a couple of months payments. In the meantime, I found out the company was going to continue to pay ** through the middle of January 2015 because fellow employees had donated vacation time. So I opted to continue to pay the regular house payments. ** suffered pulmonary embolisms and was hospitalized on and off November through January. Then ** was fired February 1 due to medical reasons. He then suffered a 6 inch clot in his femoral artery which required surgery.

    I contacted Wells Fargo regarding a loan modification because now we were existing on my salary only. I filled out all the required paperwork. Sent in a letter from **'s doctor and wrote a letter regarding my hardship. I stated I do NOT under any circumstances want to lose my home. I was willing to refi or whatever I needed to do. I was approved to start the trial period for the modification paying $670.79. I was told to call my home preservation specialist ** to make payments. I tried for a week with no response to make a payment. It was finally taken by another person. Then May payment came around and I tried again to get a hold of ** and she never returned my phone calls. So I finally got that payment made and requested a new home preservation specialist. I was assigned to ** on April 30.

    I then started receiving letters from Wells Fargo that my home was going to go into foreclosure unless I came up with the whole March payment (which I was told not to make) and the $210 plus another $210 to counteract this. I tried to call ** and left messages. She finally returned my call so I could make the last trial period payment for June. That was made on June 1. ** told me she would be sending out a packet for final consideration on the loan modification but she has yet to send the packet. I have called her everyday last week and I have yet to hear from her. I spoke with a ** and he assured me he would expedite the final packet out for the loan modification. We will see. I don't know what I am to do regarding a July payment, as no one gives me an answer for that.

    I can tell you I have been a good customer to Wells Fargo. I have a car loan with you that I have NEVER been late on as a matter of fact I usually pay a month early. I have a credit card with you and make more than the monthly required payment. My mother has her retirement with you and my sister has a home loan with you. We had NEVER been late on a house payment until this loan modification started and I was advised NOT to make the March payment.

    I have tried to refi with several companies but because I am considered seriously delinquent with your company and you have reported me to the credit agencies, I can't get refinancing. I DO NOT WANT MY HOME TO GO INTO FORECLOSURE. I WANT TO KEEP MY HOUSE! I thought I was avoiding that by the loan modification. Obviously not. I received a letter stating that Wells Fargo doesn't take partial payments and you are holding $400 & some odd dollars in escrow until a payment is made in full. So I have no idea what to do about the July payment.

    I am working 7 days a week so I can make the payment on the house. My husband doesn't have a job and social security disability has turned him away. He has no means of income and I don't see any in the near future unless we get a miracle. This is why I think Wells Fargo sucks! Can you change my mind? I still get no one to return my calls. Last night I tried to call Thomas Stumpf but he does not take phone calls from his million dollar mansion. This is the WORST company ever!

I did but they have no help for me as now that I have gone through the trial period of the loan modification they want to go back to original payments which I can't. Wells Fargo doesn't want to help. I will declare bankruptcy and I will keep the house. Wells Fargo does NOT care!!! Pray you don't have a mortgage with WF and have something happen to your spouse and your income is cut in half.     My husband lost his job in October 2014. I called Wells Fargo and ** told me they could not do HAMP. They could not offer me any help until my husband had a job and that I had to pay my mortgage in full on time. So I contact him in January when he had a new job and was told it would take 2 paychecks before they could consider any help. Sent those in to them in February. So he will not return my calls, sends paperwork with stupid questions that I answer and send back in. Then a lady named ** takes over, she tells me finally in May it is going to the underwriter. Everything should be done in a week.

    I get a call a few days later at night from ** who tells me the underwriter has decided the only thing they can do is let me pay $1100.00 in June and $1600.00 in July. I told her that was stupid and how would that help. I wasn't doing it. So I go to pay my mortgage and they locked me out of my account. I call in, it will only let me pay the $1100.00 and I did receive paperwork different from what she said. It said my payment would be $1100 till circumstances improved. She calls me this past Saturday and said she needed the other $266. I was not approved for anything and that part of my payment was past due. 7 months of Wells Fargo running around doing nothing. Won't return your calls. I do not understand why our government gives these crooks money until it is needed during the actual program being followed.

    As right after settlement, my mortgage was sold to them. I was informed that I must either allow them to debit my BOA checking account or open a Wells Fargo checking and transfer the funds monthly to this account so that they can debit it! I have had a long standing relationship with BOA and have no desire to either grant access or open an additional checking account. There is no reason my BOA online banking cannot set up recurring payments to Wells Fargo Mortgage directly. This extra step is ridiculous! They are inflexible. I will not even mention the horrific process to get this mortgage.

    Back in 2009 I had to have my home surveyed to make sure I was not in a flood zone. After it was determined that it wasn't, life went on until Wells Fargo got my loan from Wachovia. All of a sudden Wells Fargo had put a 1900.00 flood policy on my modification loan increasing it 322.00 more a month. It was causing me to fall behind on my payments not to mention how sick it was all making me. It all started in early 2014 when I received a letter from them about the flood insurance and so I gathered all my paper work, made copies and sent them to the Wells Fargo insurance department. Figuring everything was ok, by the time the holidays were coming I kept calling asking why my payments had gone up. The only explanation I would get was... "it's your escrow!!" So I thought it was my property taxes.

    It didn't take long before I was talking with someone named ** who couldn't of made it more harder to understand what I had to do to fix the problem!! So I reached out to the surveyor who actually came to my home to do the flood survey. He was not surprised to hear from me about it!! He said during the economy crash a lot of his customers were being put through this flood issue again because the banks that bought out other banks had lost paper work. Turned out that was my issue, one piece of paper called the Community Acknowledgment form had been lost. It didn't even matter that I had all the original proof either, I had to re-open a new case and it took 6 months before it got completed. Within that time I had to miss work spend hours on the phone with Fema and Wells Fargo. I got endless letters from Wells Fargo about Foreclosure short sales and how my mortgage had gotten so behind!!

    The 1900.00 policy had set me up for failure over something I had already taken care of years earlier. I made an appointment with the City Chief Building inspector to talk to him about it and he couldn't even believe I was being put through such an ordeal. The mapping on his computers showed I was clearly not in a flood zone. He called Fema and on speaker I heard the rep ask him to write a letter stating his findings and he did. Fema had told me Wells Fargo requested all of this and it was because of them that I had to go through it again. Now its June 2015 and I received the proof from Fema that I am not in a flood zone.

    Back in April I faxed the paper work to Wells Fargo like I was told and they assured me during many of my calls to them that when they received it every penny that went to that flood policy and the late fees would be credited to my most recent payment due, and it still hasn't happened. I speak with them on a regular basis, I have to tell my story at least 3 times before I even get to the right person and then I hear a nice person with a great tone of voice reassure me he or she will fix it. I asked for a history of my billing for the last two years two weeks ago and still haven't received anything. I don't even know what to do anymore. I have been told I should see an attorney. Does it really have to get that bad these days?? Now to make matters worse I had a water loss in my home!! I reported it to my Home Insurance right away and the Water restoration company came right away to take care of damages.

    When I told Wells Fargo about it they said I had to complete a home improvement kit from them which would include paper work for the general contractor and none of the money from the insurance company would be released by Wells Fargo until this kit was done. Well they said they faxed it to the branch I gave them the number to, so I went to the branch 3 different times. All the reps knew what was happening and were shocked every time I came in and they still didn't have it... then they said they sent it, that wasn't true because I was going to the house after work to get my mail every day. Finally one of the reps in the lost prevention dept. said something about me not qualifying for the kit because my account was delinquent.

    So now I was explaining about the Fema nightmare and how my account should of been adjusted by now. So Wells Fargo was holding my Insurance Check for the repairs to my home because of the balance owing on my mortgage... the scary part also is that the reps in the loss prevention dept. didn't see how many recent payments had been made on the account. It's like they don't work together to help customers. I was getting calls from the housing people about the completion of the house! I was working 40 hrs. a week always trying to find time to call Wells Fargo not eating, sleeping major anxiety from the fear of losing my home. I had help from family and am back home now but still have not received the check to pay the workers. I received it once and loss prevention said because it was made out to the general contractor and me, all we have to do is sign it and deposit it. So I did that! And the next day it was available.

    One day went by and the ATM dept. said it was not available because the general contractor and myself have to walk in to the branch together and he will need to stamp it. I was so upset I called loss prevention today and asked them "why didn't you just tell me that's what needed to be done from the beginning??" And she said it was weird they have never been told that before and that telling a customer that both people endorsing the check is fine??? What is going on?? I cannot believe how I have been treated. I am wondering how many other people are being treated this way. Honestly I think they want me to lose my home...

    I have been dealing with Wells Fargo (against my better knowledge) for the last 20 days for a new build home mortgage. This company is amazingly non-consumer focused. I have been with Wells Fargo for over 30 years (formerly with banks they subsequently acquired). I decided to try to go with Wells Fargo for a mortgage on a home. The timing of this deal was critical. Wells Fargo kept me hanging on indicating that I should even schedule closing. And the day before the closing date, I received a call saying that it had to go up for 2nd level review. The 2nd level review took 3 days, and then they said they could not do the loan after I received a Commitment Letter.

    They decided they would not count my rental income (from two homes that I own that are being rented) and my bonus money from work as part of my overall ability to pay. I am so disappointed that they keep me hanging for this long and then at the last minute pulled out. I have paid off several loans with Wells, never a late payment, and have a history of paying. I have had other friends advise me that they had similar issues with Wells but were able to get financing elsewhere. I will NEVER USE THEM AGAIN, AND WILL BE CLOSING MY BANKING RELATIONSHIP WITH THIS BANK. DO NOT USE THEM IF YOU DON'T WANT TO BE STUCK.

    These are possibly the most unpatriotic dishonest organized crime banksters in the history of mankind. By design they have call center quality people reading a computer screen and nameless faceless criminals calling the shots behind the scenes. They have purchased all of our political leaders. Have the laws written all for their own benefit. I was lied to in a sophisticated scam designed to steal my home and my equity and left defenseless against their wrath. And then after suing them I spent 22,000 in legal fees from September 6th 2011 to March 24th 2015 when my fraud case against WFHM was dismissed on technicality that says: If a loan officer tells you they will delay a foreclosure sale, that it doesn't matter if they say it. As an oral agreement will not hold up in court and you must have a written agreement.

    Basically the law reads that because WF is a national bank they do not fall under any state laws and the loan preservation specialist can lie to you. Cheat lose your papers, tell you you are getting your loan modified. And that the preservationist is postponing your foreclosure sale. Then ignore you. Sell your house then have your case dismissed in court because the law says: we're Wells Fargo. We don't have to tell our lenders the truth. We can tell our lenders we are helping them all the while stealing from them and get away with it. Legally. Call me **, Maumelle Arkansas and ask me about taking WF to court and how successful that will go. These people stole my largest asset, ruined my credit, stole 80,000 in equity, and I had to spend 21000 and 44 months to finally find out that what consumers say is true. These are criminals running a bank stealing from the poor to line their pockets and buy political office holders and judges.

It is impossible for me to imagine a worse experience in dealing with a mortgage company. The shocker, we are already banking customers and have another home mortgage through them. Our loan officer ** was completely incapable of handling his duties and it clearly showed why when I asked to deal with the branch manager ** who proved to be less capable. I cannot think of anyway these gentlemen could have showed less concern for our loan, the stress load they placed on my pregnant wife, or show enough self-respect to feel like they could actually accomplish what they promised. Save yourself the stress, headache, and frustration and tell your friends never to do business with this branch. We still have not closed.

    Two weeks ago, I called Wells Fargo customer service and decided that I will pay my taxes and insurance on my own (which my loan qualifies for in NY state). The service representative released the escrow account and drafted a check for the remaining balance in the escrow account (I received the check and cashed it!). I also agreed on the call to have a bi-weekly EFT payment arrangement for my Principal & Interest. June 1st was the first deduction of the bi-weekly P&I; I now see that Wells Fargo still deducting the escrow amount, despite me having no escrow arrangement with the bank. There is some glitch and they don't know how to fix it!

    Purchased house to knock down and rebuild in November. We went with Wells Fargo, to mortgage out the construction loan, which was a complete joke. Wells Fargo LIES and tells you there is start up money, there was not. I had to take out ANOTHER LOAN to give our contractor money to start the project. Each time they send an inspector, the inspector has no idea what they are looking at - to the point there was an electrical outlet and she asked what it was. After inspections, they lie and tell you the report said items weren't complete when they are and the town inspections verify the same items are complete.

    I have been dealing with liars and people who withhold money to make interest off of not paying our contractor the money that is due, leaving us with a house that is unfinished for 7 months now. To top it off, I received an email that they cannot release any more money because my maturity date has passed and they'd like to know why. ANY HELP OR KNOWLEDGE HOW TO GET MY MONEY WOULD BE MOST APPRECIATED.

    I applied for a home equity line of credit with Bank of America. I refinished in 2002 with Bank of America from Wells Fargo. Wells Fargo never completed the Title work and I do not have clear title to my house. I am therefore unable to get this line of credit. The loan is paid in full so it does not appear on my credit report. I was unaware that Wells Fargo neglected to complete their end of the transaction until May 15, 2015. I wrote a letter to Wells Fargo and Faxed it at their instruction on May 15, 2015. I have heard nothing. They did tell me the loans are paid, however they are still doing nothing to remedy this situation.

    Received a letter today from Wells Fargo regarding a Mortgage for a home they are processing for me in Dickerson Texas. Problem is I did not apply for a mortgage. I did however file a complaint with the BBB regarding a Lien Wells Fargo maintained on my home for 12 years after the loan was paid in full when I refinanced in 2002. I recently discovered this after applying for a Home equity line of credit at my bank. I contacted Wells Fargo and was instructed to fax a letter to the Lien removal department. When I called in follow up I was unable to determine if the fax was received.

    After two phone calls and talking to three individuals I was told it would be three months to remove the Lien that Wells Fargo maintained on my home. The BBB intervened on my behalf and I received a letter after a month from Wells Fargo indicating a letter was sent to the county to remove the Lien on my home. I am concerned about what actually has been done and who has been given my personal information for a mortgage I have not applied for.

    First contact with the mortgage person, completely professional to get my business, once all my documents were submitted then no response, no calls back no follow through. More than 3 times, my initial contact person promised to either email, call or text me that evening with zero follow through. Obviously just to appease me, get me off the phone at that moment so he could get off the hook and not have responsibility. His lack of professionalism, ethics, follow through are despicable.

    When someone promises to call you, tonight with any information, even if it is no information and they do not even bother to call, text or email you when they said that they would no matter what, really upsets people. It shows a complete lack of concern. It shows that you do not carry through with what you say, it shows you are not on top of things. Zero integrity. If I could stop the process with Wells Fargo now, I would immediately go to any other mortgage lender I could and obtain a mortgage.     Third time purchasing a home, we (my husband and I) have also purchased land in the past. We gave our local "loan specialist" our sales contract in person on Monday, March 30th 2015 with sellers wanting to close Friday, May 15th 2015 because they would be in town. Fast forward seven working weeks later---- closing has been put off one week because we were asked to provide documents that were already provided less than 48 hours before scheduled closing time. Provided documents and then some. Closing rescheduled for this week---Monday, May 18th 2015 or after---so, we set it up for this Friday, May 22nd 2015.

    Ten minutes before local branch closes today (Wednesday May 20th) my husband gets a call on his work cell asking for documents that were provided nearly TWO months ago. Now, there is pretty much no way of closing this Friday. I feel bad for the sellers, who have already moved out. We have also already transferred utilities, etc. into our names. I HATE Wells Fargo, and intend to never do business with them again. My husband has been at the same job, salary for ten years. We own two houses currently, have no car loans, etc. I think they only want people whom they know are at risk to go into foreclosure. I think it is one big scam.

    We live in California and would like to move out of state for a more affordable life. We called a Wells Fargo Home Mortgage Consultant to apply for a pre approval loan before we sell our home here. Basically we worked with this consultant for 2 months, providing all information required. She told us we were pre approved, even emailing a pre-approval letter to our real estate broker out of state. My husband booked an airlines flight to meet with our real estate agent out of state to look at properties, one being contingent to the sale of our home.

    Our Wells Fargo Mortgage consultant knew of my husband's flight plans and told us great. 2 weeks ago this Wells Fargo Home Mortgage consultant called to tell us they cannot approve loan due to too many late payments in past few months. How could they not see these lates before we applied and were pre approved to the extent of booking flights and sending our out of state realtor a letter, of which she still has records of?

    My son and I took a mortgage together because I am disable and have been told that is not considered income. During the decline of jobs my son was out of work 4 out of 6 years and in that time only one person we dealt with at Wells Fargo got us a 6 month $100 deduction in our mortgage. He is no longer employed by Wells Fargo. So the next time we fell behind on our payments they were a great help by increasing our bill by $400. So now we are way behind. My son is bankrupt, and the 63 year old woman is going to be homeless in 6 months. Stay away from this company. They will be your worst nightmare...

    I used Wells Fargo for refinancing. Boy, what a mistake. I took over 7 months to complete. My nagging wife just said, "Chalk it up to experience," and that it was hard to find someone to refinance mobile homes. Our mortgage guy kept me busy everyday for 3 weeks going here and there for this and that. I finally asked him why he couldn't just put everything he wanted in a list and I would get it all done in one day instead of going out running his errands, I found out later. We exchanged a few words or two. I finally got to talk to his boss and explained to him that I was sick and tired of doing his employee's work for him and I wanted some results. It wasn't their fault, he explained, it was credit people, or the escrow people, or the VA, or the flood people, or the GFE, whatever the hell that is. It was always something. 7 frickin' months to settle a refinance.

    After I told people (hundreds), they were flabbergasted. Now the insurance -- I was put into escrow. I didn't know what the ** that was. Now they tell me I have to pay back what escrow doesn't have in its account. In other words, Wells Fargo didn't pay enough to the insurance co. and that pissed them off. So Wells Fargo said, "Let's get it from Gary. He don't know what's going on." I cancelled my insurance. Got my full check back and now I'm gonna make them ** foreclose on me then give them a good cussing. Lol, lol, lol. You all have a nice day. Don't use Wells Fargo for anything. You'll get screwed in more ways than three. Lol.

    We are in the process of a loan modification and were sent a letter with the paperwork that stated we were going to be contacted by a notary to help fill out our forms and that they needed to be sent back by May 8th to be able to continue with our modification. So, May 7th when we still had no contact (after numerous phone calls from us to them), we went to a bank branch and had them assist with the paperwork which we then had to pay (with our own money) to overnight to Wells Fargo home mortgage at a cost of $30. Today (4 days later), we get home from work to find the paperwork sent back with new dates. So, of course we call to find out what's going on... And again are told "we understand, and would like to help but your paperwork was rejected and you will need to get in contact with our notary."

    Again, we have to wait for Wells Fargo to not do their job and hope they sent us the proper papers this time so we can move on and have our financial freedom back. I will NEVER do business with Wells Fargo regarding a loan of any kind ever again in my life. There is no communication, customer service, or any form of effort to make anything happen as promised or smoothly. We have been waiting 6 months for a process that was supposed to be done in 3. They have changed our "specialist" and we still can't get any answers or contact from them so that we can get this done.

    All we get is brushed aside and told we need to get our paperwork done correctly. We have asked to sit down with a mortgage banker so it can be completed properly, and have been denied. We have asked to schedule an appointment with said notary and been denied. We have asked to have a phone call returned and not received a call. All we have gotten from doing business with Wells Fargo is our credit destroyed, and a bank that can't seem to do their job so that we can move on with our lives. VERY DISAPPOINTING!

    I purchased my home in 1993. About 5 years ago I got a Reverse Mortgage from Wells Fargo. As of yesterday, I received a letter from Wells Fargo's attorney that they will foreclose on my home June 6th, 2015, and it's May 9th, 2015 today. I send emails, faxes, letters sent with signatures required and they always say they have not received them and that it takes a long time to process. Two of the faxes were from their own building in Gainesville, Ga. The Wells Fargo people there said they didn't even know that they had any Reverse Mortgages anymore. I don't know what to do now. I'm 73 and I'm very afraid I won't have a place to live. I don't have the money to purchase another house. I thought I was all set for the rest of my life. Guess not.

    I had a home mortgage with wells Fargo. I fell one month behind but caught up the next month. I was paying my mortgage late for a few months (due by 15th... pay on the 23 or so.) I also included my late fee, I owed about 8k on my house. They started calling me to see if I wanted their loan modification acting as if I was in foreclosure. I tried talking to them but they ignored what I was saying and just kept talking as if I was in foreclosure. They sent someone out to take pictures of my house... as if I was in foreclosure. I sent them a check one month and they conveniently lost it or claimed they never received it. I was waiting a few days to see if it would turn up and I was afraid to send them another one. They called me hundreds of times but you could not get through to them, so I knew they did not want to hear that I am current and only a week late.

    It was unbelievable to me, I was tired of them and afraid of what their next evil step would be. I had enough money in my retirement fund to pay off my loan. Even though I had to pay a penalty, it was worth it. What if I didn't have the money? They probably would have had me kicked out of my home and I can try to battle them later. Lots of luck. I asked them for payoff amount and just left the lost check out of that amount as if I never paid it... and paid it in full through my bank on a wire transfer. I was sooo glad to be rid of them!! For good!!! Or so I thought. A few months later, wells Fargo tried to collect money out of my checking account by depositing that check that they deliberately said they never received it. I called bank because I received a charge for non-sufficient funds.

    My bank told me that wells Fargo has tried 3 different times to cash my old mortgage payment check and they would always try to get it on Friday. Luckily I already paid other bills and there wasn't enough for them to rob me of my 900$ even though my loan was paid in full months earlier. I had to put a stop payment for anything from that company. They are crooks robbers and thieves... VERY EVIL.

    My mother has been trying to get a home modification for about 4 years. She is elderly and in poor health. They keep giving her the run around which is affecting her health even more so. She receives a pension and social security so if they gave her a modification she can pay it comfortably. They need to be disciplined by the federal government. Didn't the president put forth laws to help people save their homes? Wells Fargo does not try to work with their customers. They will give you a loan when you first buy a home but once you're in trouble, they throw you under the bus!!! Shame on you a Wells Fargo!!!!!

    My son is a career military person. He has a home in Virginia that is a VA and financed through Wells Fargo. Because of his constant military moves, he got behind on his payments to WF. He tried to work with WF, but they put his home into foreclosure. WF said the only thing he could do is to do a loan modification and pay attorney fees. First he was told it would be about $10K or less. Then they said it would be $12,500. He was informed yesterday that the fees would be in excess of $15K! He asked if he could make payments for these fees, but WF said, "No, we would just return any partial payment to you. You must pay the full amount".

    Come on WF! Why can't you work with our military?! I think this is deplorable! You don't care that our young folks are doing their part to support our nation, serving in harm's way, so that you can do this to them in return?! I am a retired military veteran who is very proud to have served and very proud of our nation. I am not at all proud of WF. Just look at all the bitter complaints WF has received, and they still don't get the picture.

    I made a very substantial payment to my mortgage company and it has posted to my account, funds removed from my Bank... however WELLS FARGO is still reporting me delinquent and are refusing to update my account as CURRENT to the credit bureaus. This is negatively impacting my credit.

    Our government made Wells Fargo take my mortgage from Wachovia Bank after they went under in 2009. I had a 30-yr. fixed at $1,056, was making my payments on time every month for 9 years, and my credit was excellent. As soon as Wells Fargo got my loan, I received a letter from them saying they were my new lender and I would have to sign some new papers. The papers that came were for a whole new loan at $1,300. I asked them what that was all about and they told me they didn't have the same "type" of loan Wachovia had for me and it would have to be done over. I explained that wasn't fair and they basically told me "TOO BAD", you either sign the new loan docs, apply for a loan modification with them, go for short sale, or they would foreclose!!! WTF?

    So since I was being held prisoner in my own home, I applied for a loan modification. I got the same ** everyone else is complaining about with Wells Fargo. 4 times I applied for a loan mod with them & 4 times I didn't qualify; I MADE TOO MUCH MONEY! Then I applied again and didn't make enough. Again, WTF? THEY HAVE PUT MY HOUSE IN FORECLOSURE 3 times and I have been put through their torture every time, right up until the day of the sale when I have had to pay thousands of dollars to attorneys to stop it. HOW CAN THEY DO THIS TO PEOPLE??? I should not have to re-qualify if I don't want to when everything was fine before they came over and invaded my life.

    What is going on in the UNITED STATES OF AMERICA when our government lets a bank this size, ** & STEAL people's home from them? The HELL they have put me through has ruined my life and I've been fighting them all this time while I've been trying to fight CANCER! I DO NOT HAVE MUCH HOPE LEFT and don't feel we live in a free country.

    I'm happy to report that after some time, Well's Fargo came through and I was able to permanently modify the mortgage payment significantly which will allow me to keep my house. It took months of trial payments and some paperwork, but everything is looking much better for my situation.

    My wife and purchased a house in 2103. We have perfect credit and have never had a late payment on anything including the house. I lost my job in January of 2014 and immediately applied for a home loan modification because in my industry it's been tough to find work, despite best efforts. I was denied twice and only given the option to use their unemployment forbearance which to me seemed like a bad idea and might only delay the pain of foreclosure.

    My wife is working currently and does bring in some income. We've now been forced to use most of our savings and if something doesn't change soon we'll be in financial trouble. In reading some of the similar issues others have had, I've come to believe that Wells Fargo DOES NOT ever grant home loan modification requests to anybody, only offers it to comply with newer laws. In conversation with a friend I found out I can file a lawsuit against Wells Fargo, so that's what I'm going to do. I believe I'll prevail. I hate to have to do it and wish I could work this out with Wells Fargo but I really don't think they will be helpful. They have not once tried to follow up with me and be helpful since I applied and was denied for the modification.

    I had been paying my mortgage two months in advance and double paying when possible. Somehow Wells Fargo started collecting my monies for my mortgage company. They started sending my payments all over the country and lost two payments. All of a sudden I'm behind!!! They lost two payments and pissed off my insurance company and used one of their conspiracies Cypress which is supposed to be an insurance company. When I recently had a problem involving termites and massive home damage (close to 20k) I found that they had purchased, unknown to me, worthless insurance maybe for some other country, but not for Florida. I need them to refund the 2k plus times how many years I have been paying for this worthless garbage and I need to have a real mortgage company take over my loan. Best case is that they fix my home like I expect from "INSURANCE".

    I became unexpectedly ill 12/14. Was out of work almost 4 months so fell behind in mortgage 5 months. After having my life saved by Stony Brook Hospital (yes, they saved my life) and while still in the hospital I contacted Wells Fargo to tell them what happened. They did not care--they turned me down for any assistance - told me I cannot afford the house. Funny, I afforded it before I got sick. I explained I am now back to work full-time. They refuse to take anything but the full amount (5 months) mortgage payment. I explained I can get back on track and asked if they could extend the length of the mortgage by 5 months and then begin taking the monthly payment out again 5/15/15--makes sense right? They refused. I speak to young people who aren't home owners, nor are they educated beyond high school. Bottom line---Wells Fargo would rather have your house foreclosed than work out a realistic option. Shame on them!

    I have refinance my mortgage through VA and for some reasons Wells Fargo kept on not corresponding with the VA Rep that's handling my refinance. Been trying to get them to give the exact amount of the mortgage loan so we could proceed on the payoff and everything else. But so far, nobody in that institution seems to cooperate. I don't understand it...it's not like I'm getting a loan but trying to pay it off. Don't they want their loan paid off? What kind of business that doesn't want to be paid off??? If paying off is such a hassle with them, now I see how much problem the others have trying to modify or get a new home mortgage... Should not be this difficult with any establishments dealing with consumers. Wells Fargo is a big joke!!!

    Lending company cancelled home insurance policy that is included in monthly payment by escrow acct. claiming that the property is vacant. Preservation company broke into house damaging doors and windows etc on April 1st 2014. Borrower was working. Still not resolved for damages due to the borrower. Borrower has private home owners insurance and still Wells Fargo is taking money every month in escrow form for house insurance but not paying anyone for insurance. Isn't this fraud or consumer abuse? Now April 2015 Wells Fargo sent private home ins co a letter telling them to see if property is vacant.

    Is this harassment of the consumer? Home is only vacant 8 ours a day to go to work. Is this to scare ins co so they drop borrower and the Wells Fargo has all the power to steal property? Power to legally break into home for a second time (oh but they cover their hind end by hiring a "preservation company" to do the breaking in) does the consumer have any rights anymore? Americans borrowed money to this banking institution to save them from failing. DID they use that money on schooling on how to steal from borrowers? DID they find some snakey loophole to rob American borrowers?

    I am trying to pay my mortgage. When I called 2 days ago I was told I could pay my late mortgage. I wanted to make sure I had all my finances in order and said I'd call back. When I called back today, I was told that was incorrect information. I now had to pay 2 months of payments not 1! I am trying to catch up on a late mortgage payment and they won't accept it! I was told it's 4 months late, so I have to make 2 payments - it's not 4 months as it’s not end of month. What changed in 1 day? Very disconcerting - I just want to pay my late mortgage and keep paying 'quickly' so I can catch up. I am a consumer trying to pay and Wells Fargo won't take my payment. Hmmm, then they can foreclose because they need all '4' months hmm. I can pay them very quickly - just need to start with 1 payment!

    WF is hands down the worst lender. They string you on for a modification and lie about it still being in underwriting. They claim they do not know how long it will be in underwriting. Well, I guess it could be in there for a year. I don't even think they are working on it, they are just wasting time until a sale date comes...Liars!!! I think the processors get a bonus check for stringing the homeowner along so the house can go into foreclosure. Liars!!!

    Wells Fargo gave us a modification to bring our house from being underwater. However, we have a huge interest rate so it does not make much of a difference that we were modified in 2013. I lost my vision and cannot work and ask Wells Fargo to modify the interest rate under a government program. They refuse to get me a lower interest rate bail cause it benefits them. I do not know who owns my mortgage. When I ask I get various names. I am trying to work with a different agency but it costs money. Wells Fargo is a horrible company!

    My nightmare with this company started in December of 2014. I called My local branch (Westminster, MD) on December 22 and set up an appointment with a mortgage specialist to be pre-approved to buy a home. I was hung up on, and immediately called back to confirm the appointment was made and was in their system. Was told no problem, the appointment is made. So the next day, December 23 I go in for my appointment. Nobody there has any idea what appointment I am talking about, and the mortgage specialist is not in that day. They called him (I thought) and I spoke with someone over the phone who said he was not working that day and he would take my name and phone number to forward to him and I would be called by the end of the day. I received no call that day.

    The next day Dec 24, Christmas Eve, I received a call on my cell phone form the mortgage specialist. He said he had no idea who he was calling or why because all he had on his desk was a note with a phone number on it and nothing else. So I explained the whole story to him that I have typed so far. The Specialist apologized and told me he would email me all the information I need to authorize a credit check online and get the process started, and he would call me as soon as I completed the online steps.

    I completed the credit check authorization and Got to the final part where I was to either email or fax all of my proof of income, retirement investments, etc etc. I did not want to scan all these documents and send them through the internet because they have a lot of my personal information on them, so I called the specialist and left a message on his phone asking if I could drop the documents off to him in person, and that I would like to have a meeting with him in person as this was the first experience I have ever had trying to buy a home and wanted help through the process.

    By this time it was January 2015, I figured the lack of organization when this all started was due to the holidays as they are a chaotic time for everyone. Anyway, I did not receive a call back in a couple of days, so I then emailed the specialist asking the exact same thing. I never received an email back.

    At that point, I was fed up, and I called customer service to try and file a complaint. Well, it seems they don't have a complaint department because after being given the run around being told over and over that I was being transferred to the proper department, I was transferred back to the original Customer Service Agent who answered my call. The agent said he would transfer me one more time and I should get to the right person to handle my complaint, that they figured it out now, and was put on hold again.

    After waiting on hold for several minutes, a COMPUTER VOICE said "I'm sorry, we are unable to help you at this time" and the COMPUTER hung up on me!!! This entire process took about 30 minutes. I called again, told the CSA that I was hung up on by a computer, was put on hold for 10 minutes, and the exact same thing happened again!

    This was a horrible and unprofessional experience and I will not trust my money to these fools! I am 21 years old and make over $40K per year, which means I had A LOT of potential as a loyal customer but instead of treating me as such, I was treated like crap, like a little kid. Well, I'll take my $$$ I had built up a good chunk in those account at Wells Fargo and take them elsewhere! The mortgage specialist's name is **, I only spoke to him ONCE on December 24th and was IGNORED and BLOWN OFF after that!

    My husband filed chapter 7 BK in 2012 and surrendered the property. However I was the co applicant and tried to talk to Wells Fargo before the loan payment was late. I was told the loan need to be in default before I could get anyone to talk to me or help. So I missed a payment, then at this point no one would talk to me or take a payment due to my husband filing. Even though I didn't file... I called and called.. Transfer from one person to another... Called FHA who called Wells Fargo and still nothing... My husband's lawyer sent a letter telling them they could speak to me... Nothing... Asked to have forms for husband to reaffirm sent, twice... Nothing.

    Called with the money to cure default, was told they couldn't take it because account was on lawyer's desk. Called lawyer who NEVER could be reached. Now I had to pay default and lawyer's fees or it was being foreclosed on sorry. Yet nobody would EVER talk to us! Here is it 36 months later... $55,0000 behind, still not willing to help, short sale... Nothing! Nothing in good faith what so ever!!! Broke laws by not doing what they said they would... Forms never mailed... Calls never answered... On and on... The house is waiting for a short sale approval with an counter offer that they wanted... That they are dragging out!! Three years and counting... Life stealers!! Never missed a payment... Had a life crisis... Was told to miss payments for assistance and you get your home and life robbed from you!

    We suffered a loss on August 2, 2014. We filed a claim & received payment from our Insurance company for $16,974.19. The payment was made payable to both the homeowner & Mortgage company (Wells Fargo). In summary, I have made numerous phone calls & written letters to try to get them to release the money to do the repairs. They refused to release any money until we received a "Clean air report" since we had mold damage. As of February 13, 2015 we laid out $23,749.42 for repairs but was told they would not release any money until we received the report. Please keep in mind that we have had to live in this house, with mold, which I mentioned in my correspondence. Every paycheck we received, we paid towards repairs. We finally received a check for $5,749.42. When we received the report on April 1st & I immediately uploaded it to Wells Fargo's Property Loss site.

    I called to see when additional money would be released, since we had the report. I was told that we needed to schedule a 50% inspection, which I immediately did (At this point we have laid out $28,749.42). Today I received an email from Wells Fargo's inspector stating that the 50% inspection report was complete & could be viewed on their website. I clicked on the link provided in that email & Wells Fargo's website says that the report is pending & that they have not received the Clean air report. I received a call today form a Wells Fargo representative that stated that they would be willing to send me another $5,000, after I sign a Hold Harmless agreement. I told her that I refused because I now feel that Wells Fargo is liable for any health issues that may arise to my family due to their lack of response to clean & contain the mold in our home.

    When I came home from work this evening, I uploaded again the Clean air report, all of our invoices from contractors, proof of payment to them, W-9's, Conditional Waiver of liens. How do they expect homeowners to advance money for repairs? If we did not have this money our home could/would never be repaired. They are holding our insurance claim hostage. They have changed their rules along the way, to delay payment.

    Like ** I was met with little or no communication. The lady I spoke with kept asking for more information. Then I would hear nothing. My email inquiries went unanswered and eventually my calls would just go to voicemail. I felt like it was a scam. I lost several home opportunities. I had applied for the LIFT program which helps with closing cost etc. I eventually after nearly three months of dodged calls and resubmitting info, I went to the main office on Bandera/410 to find answers. I was polite and patient and another lady spoke with me. The supposed manager of the agent I was dealing with.

    She assured me that she would handle it and then email me asking for the same information all over again. I resubmitted updated info and asked that they reply back confirming they received it. I was told by the manager when I went to the office that I was approved for all sorts of assistance and in 12 days from the day I sent them the info that I would get a letter. It was day 14 and I had emailed once and now again asking for an update with no reply. I recently found out my Ex - girlfriend and my son's mother works there in the Home Loan Management department so naturally I became concerned that she may have been looking into my file and my financials. It just seemed so weird that I would hear nothing but they keep requesting the updated data.

    I have finally given up since now my realtor has pretty much given up. So I have lost out on the LIFT program and several homes within my price range. All I wanted was my own home with a room for my son when he visits but for whatever reasons, Wells Fargo has failed me. I have an Auto loan through them and now this makes me worried what they might pull. For the record I have a mediocre credit score and it's slowly improving, my car payments are on time and way more than the minimum. So it's not like i'm some dead beat trying to get free money here. If I where you I would just not even consider Wells Fargo at all. I know my X and if she works for them then that doesn't say very much about who is handling your private financial information.

    Also, I was going through the emails from Wells Fargo and found that the address from the agents (there are about three now) that contacted me, have the address as being the main office I visited to find out what the hold up was. So they knew I was there and didn't show their face and then had their supervisor do a call to me in a cubicle from another office in the same building. So basically they didn't even want to get up and talk to me. I wasn't hostile or mean or rude. I don't understand how they can be a financial institution. They should be investigated in my opinion.

    We dealt with Wells Fargo mortgage for over a month. They demanded all kinds of paperwork and in the end denied us for my deferred student loan debt (not due until 2018) and the fact that we have lived with friends and family while we save for a house. They said it would be a payment shock. Beware!!!! ** one of their account managers is rude and doesn't return emails or calls.

    I applied for a loan on a property I wanted to purchase. I have good credit score and a contract on a condo, I also have several other properties so I have dealt with banks before. Their customer service was awful, rude, never informed me of what was going on. I had to ask for 3 extensions on the contract because they were waiting for something. When I spoke with the manager about my frustrations he was so rude and asked me if I wanted for him to add more requests to delay the loan! After 2 months of waiting and waiting they denied the loan because of a rule about a single entity not owning more than 10 % of the properties. Which by the way is not true, but at this moment I did not want to have anything further to do with Wells Fargo.

    I would recommend everyone to stay away from them. They treat you like they are doing you a favor. NEVER go with them, you can never know when you can close, and if you ask what is going on they treat you awful. I lost my time, energy, and money as I had to pay the property inspection, the condo application, the storm inspection. Over $500, which if they did their job properly they would have found that out from the beginning and would have save ourselves money and grief!

    Simply tried to refi my 1st and 2nd mortgage into a single loan. We decreased our loan amount down from 410,000 to 160,000. We just wanted to have some breathing room with lower monthly payment amount. We have held both mortgages with Wells Fargo, never missed a payment, never late on any credit account we have. We have even made extra principal payments. However We were declined by Wells Fargo. But we can continue business with them as is? Why is that ok with me?

    I would think that cutting our monthly bill in half would lessen us as any risk. We paid 100% on time even with a total of 3500/month payment. Also, I would think that by extending our loan back out, they would get much more interest payment from us. We are 5 yrs from paid off. I don't even want to give them one more dime of interest money. We are refinancing now a 10 yr with another bank. Better rates, and will be thrilled when we are able to take every ounce of business away from Wells Fargo. Starting the process of transferring my checking and savings to another bank. Next will be our CD's when they are due. Hopefully both mortgages soon. All in all, they are losing, not us. I wouldn't buy stock in Wells Fargo people!

    Husband works at an Army Depot. They couldn't collect a partial, had to give up hrs. of pay. Wells Fargo didn't care to help us during this difficult time. They DOD, froze raises, cost of living and so on. Car companies worked with the workers and some banks worked with the employees, but not Wells. We are upside down to begin with in our home. The homes in our area are going for nothing and yet I owe 6 figures; I couldn't give my home away. I'm sad paying my mort. knowing I will never ever be able to do anything with it, yet I need windows, roof, etc. I need to free up monies to do this.

    My husband is making less monies than ever due to economy. They see this and say, you aren't making enough for help? What? We aren't late, but can't get medications, surgeries needed, so mortgage comes first. At my age 58, it's not getting easier. Just need a little help from them, to lower payments or appraise home again and see value dropped major. Hardship letters, years on phone - nothing. Worse bank ever, no compassion.

    I have been divorced since 2006. My ex-husband signed a quick claim deed form and divorce papers were sent to Wells Fargo. Now they're playing the word game saying instead of my divorce paper stating property to it has to say Escrow. I'm so tired of this.

    I applied for a mortgage loan on 1/13. ** was my "Home Mortgage Consultant" Which means you can't talk to anyone but him. He was on top of everything in the beginning, sending me emails taking my personal info. Then he sends a list of items he needs. I send everything back & wait. After almost 1 month of calling, leaving messages & emailing to check on my status or at least get a pre-approval. I get no response from him so I contact his manager ** who informs me there are some papers that I didn't sign so I say "why wasn't I notified??? How can I know if I don't know!?" He replies he's not sure why ** didn't contact me & it was unacceptable.

    Anyway we get that straight and ** emails me that they needed one more thing so I send it. ** says he is sending everything to underwriting. But states they are backed up right now, it's busy season. I'm exciting think yay! We are moving forward. I wait about 3 weeks, I hear nothing. I email ** no answer. I send a 2nd email this time attaching it to his manager. No surprise, ** answers and states: "Unfortunately your file was cancelled due to incomplete documents and length of time in process. In order to continue you'll need to work with your local Wells Fargo Branch Loan Officer. If you'd like I can connect you with a local Wells Fargo Loan Officer in your area and transfer the file to them?"

    Who knows how long he has had this info? And if I wouldn't have emailed him today I would probably still be waiting. I wasted 4 months waiting on WELLS FARGO. I will NEVER(!) EVER use Wells Fargo for anything! Trust me, don't use this company. It is a big waste of time!!! And that's cause my credit score is decent!

    I am a Realtor and I want to advise you not to waste your time with them. This is the second time that this happened. I had two qualified buyers coming in with over 50% of the purchase price of the property. After wasting over a month with Wells Fargo, providing the same documents two and three times and a number of extensions, they decided that the Condo was not approved by them. These condos were approved by other lenders and the client received the loan through another bank. Wells Fargo is NOT a professional institution and I urge anyone that is considering a loan to go with another institution. Please read all the other remarks. They are the WORST!

    The actual mortgage process had some issues, but they worked through it with me, and everything worked out in the end. More important though I think is how they handle things when they don't go according to plan. And in this case, it was excellent. I recently lost my job and couldn't make my monthly mortgage payments. When I called Wells Fargo to discuss the situation, it was a bit daunting at first, but the process turned out not be nearly as hard as I thought.

    I was assigned to a specific representative who helped me through the whole process. They quickly approved me for a temporary reduced payment plan that was actually affordable (and a fraction of my normal payment). They kept me apprised of what was going on the whole time, and gave me plenty of notice of changes. In the end, it took me 8 months to get caught up on my mortgage, and they didn't charge me any fees after the first month (which was before I asked for help), they didn't harass me for collections (I got about 1 call a week after the end of the payment plan, which is hardly unreasonable), and they didn't file for foreclosure. There may be cheaper lenders or lower rates available elsewhere, but if you ever run into trouble, you'll be glad you went with Wells Fargo.

    Saw your article. I'm sorry if I sound stupid or confused first of all but I am trying help my mother and I will do anything possible to help her keep her home since she has lost my stepfather to cancer in 2013. We have been dealing with Wells Fargo on getting a modification (we thought). I've faxed and mailed so much stuff in I've lost track but I have kept a folder with EVERYTHING!

    My stepfather had no life insurance so my mother is living on s. security 1145.00 a month. Her regular mortgage payment to Wells Fargo was 1000.00. I've taken over caring for her finances and she has gotten a part time job. We she did get foreclosed on but it was stopped with a lawyer. They started to finally listen (so I thought) - well that was a joke. They had approved the loan mod and it was agreed they (Wells Fargo) would draft from her bank. Well you guessed it - they never tried. According to the bank Wells Fargo had never tried to draft the first payment.

    When the trial payment was due we were concerned that something was wrong. I kept close eye online over my mother's bank acct as well on the due date. Nothing are taken from them so we made several calls and was assured that everything was fine and payment was taken well. IT WASN'T. So we sent a paper ck to them - it was cashed. The next month same thing - another ck sent. 3rd month SAME - another ck sent.. and they are apparently charging late fees as well but if they were supposed to automatically draft from her bank acct why is this happening and now we received letters that she failed the trial Period. I'm at a loss. I don't know what to do. I hate this company!!

    My wife and I applied for a home mortgage on March 6th 2015. My wife emailed all of the paperwork that was required. IRA statements, W2 forms, check stubs, bank account info. You name it, we sent it. After waiting 12 days for a preapproval, my wife received an email with a loan contract for an amount that was not even close to what we asked to borrow, my birthday was wrong, my last name was wrong and they had our current property valued 3 and a half times more than what it was worth. After speaking to the loan advisor, she tells me that she had to start all over because they switched to a new system and she had to just "make something up" in order to start over.

    I immediately told her to stop this entire process. It scares me to know that a mortgage department would make so many mistakes and enter information wrong to the point that it could potentially hurt us. Not to mention that trying to contact this loan advisor was almost impossible. If you are looking for a home loan, this is not your bank. I strongly recommend that you apply with a hometown bank if all possible.

    I discussed a loan modification with WF and they gave me a 2-week time frame. They allowed it to go 5 months and drag our credit through the mud! They have done investigations unfairly and will not correct my credit! They are not LOYAL to their customers. They need to be investigated.

    Wells Fargo is the worst bank to deal with. My husband passed away in 2011. I have own the property for 12 years. Sent death cert and other pertinent papers to let bank know I am responsible for mortgage now. I have neighbors who want to buy my property-- it is not for sale. I do not want to sell it. My neighbors keep calling my bank and telling them that my home has been abandoned. This is a secondary home... because I did not plow my driveway wells Fargo sent a company to determine if my house was abandoned.

    Instead of calling me, the person who has been paying my mortgage on time... well they came into my home, kicked the doors in, changed my locks and threw out my personal property... took a house that was perfectly secured and broke both of my doors... and winterized my home. My kids were up there new year's week and we're heading back to ski with friend the coming weekend. They did all this damage. A sheriff called me to let me know what was happening, not wells fargo.

    The very next day they overnight me the new key and had to send company back to dewinterize my home. I have never in all my life felt so violated. Now they have to pay to replace my property and 2 new doors. Stay away from this bank. I am getting a lawyer to sue them. I don't want this to happen to another family.

    The absolute worst bank you can get a loan from! They at first pre-approve you then deny you under unusual circumstances when it comes time to get your loan! Then all they do is send you an email explaining why and when you call them. ALL they tell you is "SORRY THERE IS NOTHING WE CAN DO". What type of customer service is that? I DO NOT recommend this bank to anyone who is in the market to purchase a house, getting a 2nd mortgage, or purchasing/leasing a car.

    For several years, we have tried to get a home loan modification for our existing home with Wells Fargo. To say that this process is frustrating is crazy. (1) They tell us that they are recording the conversation, yet, as a consumer, when I state that I'm recording the conversation also, they inform me that I have to stop my recording or hang up. When asked what authority they have, we are told it's their policy. (2) We attended a workshop conducted 28 FEB in Oakland, CA with a representative from their organization. We provided all the required information, yet they claim our 1040 2013 tax form didn't have a date, therefore, our application is on hold. They seem to have every excuse for not wanting to assist homeowners, and I wish Congress would investigate this practice.

    So, I wanted to share my mortgage modification experience with Wells Fargo. After 4 attempts of going through the process, we have finally signed paperwork for the modification. All 4 attempts started with needing certain paperwork. Then weeks or months would go by and there was always one more piece of paperwork needed to move forward. During the first attempt, we were pre-qualified and after several months disqualified. So, attempt number 2 was through a different program, which we were eventually disqualified for. The third attempt went back to first modification program, which then our financial circumstances changed and we no longer needed to do the modification. Well here we are at attempt 4 and have signed paperwork. This whole thing is a scam.

    It is supposed to help you lower your mortgage monthly payments and interest rate. When you do the research, it could lower your interest rate to 4%. We were told the terms of our modification: our interest rate would be lowered by .25% making it 6% and also that our monthly payments would $16 higher than our previous monthly payment. When we received the paperwork 1.5 months after those terms were given to us, the interest rate was only dropped by .125% and of course our monthly payment is still more than our previous payment.

    The modification is advertised to help the homeowner lower payments and interests rates. However, it is under the discretion of the mortgage company to lower those amounts. Wells Fargo could have lowered our interest rate and monthly payment, but chose not to. I called the home preservation specialist and she said that the trial period payment and percentage rate is not guaranteed.

    I applied for a loan with Wells Fargo. Long story short...Loan was sent to underwriting before getting an approval. Sent in LOE why I had 2 collections on my credit report from 2010& 2011. Finally got a commitment letter with certain condition -- Contract (Property was not found as yet), Gift letter of $600.00, Appraisal, etc. Now I received a letter stating my loan was denied based on Delinquent past/present obligations. Why go as far as to give a commitment letter then send this letter 2 weeks later? Good thing I had not found a property as yet.

    I had a mortgage with Wells Fargo and always paid my monthly bill on time. However, I got laid off from my job and after a while, was running out of severance pay. Having not found work, I took another job out of state and had someone renting my house. The people renting did not pay me and was 2 months behind. Being two months behind, they assigned me to a preservationist. He tried to talk me into doing a short sale and I wanted to think about it. Since I had expected to eventually move back into my home, I got enough money up to pay the mortgage and get it caught up (2 months behind). I called the preservationist and left him the message that I had the money to pay and that I didn't want to do a short sale.

    The preservationist would not return my calls. I called over 5 different times/days. I received another letter in the mail stating that if I didn't contact them they would be forced to foreclose. I kept trying to contact anyone, ANYONE, and when I called any number, it transferred me straight to the preservationist assigned and who would not return my calls. I kept saying I had the money on the voice messages I left.

    I finally got a hold of someone by using a friend's cellphone and told them my situation and to NOT transfer me to the preservationist. They looked up my account and said I'd have to talk to the attorneys because my house was to go into foreclosure. I said I had the money to catch it up but they said I couldn't pay it, I had to pay it to the attorneys. I had just gotten the letter in the mail and nothing said anything about it being in foreclosure so I couldn't understand why they wouldn't let me pay. I never received any indication at this point it was in foreclosure or any attorney information for that matter prior to verbally over the phone.

    I called the number they gave me for the attorney, but I got voice mail. I left a message. No return call. This went on for over a week. I even had asked the receptionist if I could please talk to someone who was in their office. She transferred me to the same attorney extension with no answer, same voice message, No return call.

    I called Wells Fargo back trying to explain that I have been trying unsuccessfully to get a hold of someone at the attorney's office they said I needed to talk to. She said my home was now foreclosed on. I was in disbelief. How could they? I asked her who bought it and she said "WELLS FARGO." Wells Fargo auctioned off my house and bought it back themselves???!!!???

    I spent many countless nights crying over this whole situation. I had done so much work on my house and only rented it out until I could find work back in my hometown of Kansas City. I now had no place to move back to and for over a month I was doing nothing but trying to pay my mortgage. How can this even be legal?

    I was in a car accident 2 years ago. I was rear ended from an attorneys son who was driving a Porsche SUV and texting. I have been unable to work since June 25th of 2013. I've depleted my bank account, my savings account and I'm borrowing from friends and family. I cannot afford to make March, April, May possibly June's payment this year. I’m having a posterior cervical fusion on March 13th. On March 18th I have to be well enough to go to social security court, I kept asking Wells Fargo if they could help. I mean it’s only like 4 months that can’t make the payments. I explained I would pay them in full when I got the settlement which would probably be in June or July. They have very rude operators, their home preservation guy Jeremy was very rude with me. He said “the only way we can help is if you have unemployment.”

    Again I explain to him I have no income, I just need a little time. I'm going to be in the hospital and laid up for 6 to 10 weeks. I mean do you guys really want to take my house, you almost took it a couple years ago because I owed $3000. That is unbelievable, he again said in an angry tone, “we can’t help you.” I have a friend who lives in a rich part of Warren Michigan; she was in her house for almost 3 years without making a payment. Of course she didn't have Wells Fargo and by the way, didn’t we bail your company out when you needed help. I just can't believe that nobody there will help me. It’s not like I'm asking for $1,000,000 people.

    Anyways when I get the settlement I plan on switching from Wells Fargo and I will put in the worst letter possible in to the Better Business Bureau about you guys. When I did have a job and was working, you still wouldn't give me a modification. You kept sending me to the home preservations and they wouldn't help me either. You told me I made too much money. I made three hundred and twenty one dollars a week. I couldn't even make all my bills. Then one of your home preservation operators suggested I get another job to help pay my bills. Who is she to say that to one of your customers. I don't even know how many years I've been trying to get a modification from you guys and it was always something you couldn't do.

    You go thru thousands of paperwork and then they ask you for more paperwork and then they say “sorry we can't help you”. That's why I signed up the attorneys that are trying to take Wells Fargo to court. I just spoke to the lady, she said they have a new judge that is taking a good look at this case which I hope they win against Wells Fargo. You know if you're not going to help people out, don't put down in your letters that “if you are having difficulty making payments (and it’s underlined), please contact us immediately to discuss new assistant programs available through Wells Fargo”. You know how many times I have done that and you will not help me.

    Well like I said, I'm done with Wells Fargo. Soon as I get this settlement, you will not be getting no more money from me and I will make sure everybody in my family and all of my friends know not to deal with Wells Fargo. Anybody need the attorneys numbers that are suing Wells Fargo for not giving modifications, feel free to contact me **.

    Our loan became due. For months prior to the due date, we attempted to talk and negotiate with Wells Fargo but like everyone else on here they kept losing our paperwork, asking for more information, sending us to another person, not returning calls. Finally, the due date comes, we don't have the entire lump sum (we were impacted by the mortgage collapse as our business is directly connected to the mortgage industry).

    We beg to have an extension, renegotiate, we have never missed a payment, have credit scores near 800. NO! We shop around but because there had been no sales in the area only foreclosures and short sales we could not get an appraisal for nearly the amount we owed. Hundreds of phone calls, faxes, and emails were sent, with no progress. We get a short sale offer-near what we owe, they lead us on that they will accept but in the mean time they auctioned it at the county courthouse.

    Laws vary by state as to how they have to notify you so in our case putting it in the paper is all they had to do and we don't subscribe to that paper. They got less than 1/2 what our short sale offer was. They 1099'd us for the rest, so we paid taxes. 4 years later they sue for the remainder. We spend several 10s of thousands on lawyers to settle for less than the owed amount. All of this could have been avoided if they had negotiated in the beginning - they would have gotten the same amount and not ruined our credit, crippled us with debt, stressed us out to the point of a breakdown, and humiliated us. BUT THEY WANT TO DESTROY PEOPLE. It’s a goal they have, they obviously do it over and over and over if you read these posts.

    And given the media coverage of their own employees saying they deserve raises for doing what they have to do when the company has MADE BILLIONS even their own employees agree. The real estate agent representing the people buying our short sale said she had never dealt with such a rude, unprofessional, deceitful group as the one she was forced to negotiate with during our sale and she had been in the business for years. So that's their MO: Seek and destroy. Avoid them at all costs or believe me it will cost you.

    My husband and I originally tried to buy our first home in the first week of April 2012, we went under contract after having been preapproved for a Rural Development on a previously foreclosed on property that had been sitting vacant. All our documentation was in already yet they continuously asked for more and continued to push our closing date. I understand that we were using a Fannie Mae loan and there was a lot of people involved in the approval process but our loan advisor could NEVER remember our names, he never called us, I always called him and when I did it was always "yeah I meant to get to that, I'll do it right now and get back to you in a day or two.' He never did.

    So I continued to call on rotation and our realtor did too, it still moved slower than a snail in peanut butter. The worst part was when we were required to start the entire process over in June after we were supposed to have closed several times because they "ran something wrong" and our credit fell 1 point below their acceptable bracket.

    We finally have a close date, and I call our closing attorney's office for the time I am supposed to be there to sign the papers and they say "what closing papers? I don't have a package submitted for that location." Queue the freak out. I called our realtor in a panic and he took it over from there. If it wasn't for our awesome realtor we would never have gotten our home! 12 hours before close, he calls and says "alright you'll need to bring $2,700 to the closing tomorrow in order to sign the papers." What? the closing fees were supposed to be part of the loan, "well I can do that but I would have to start all over."

    Our realtor paid our closing costs from HIS COMMISSION. Talk about a stand up guy making up for a crappy experience, he also refuses to use Wells Fargo ever again after our experience. By the way, we FINALLY closed October 24, 2012. The issue now is fighting to KEEP our home. In 2013 my employer messed up my tax deductions, in 2014 we ended up owing $2,200 in unpaid taxes, in May of that year I was almost hospitalized due to major illnesses and in June I was forced to quit my job due to unsafe work conditions. In order to provide a better future for our family we decided it was best for me to pursue a new career back and get my Bachelor's. Due to my messed up taxes, we did not qualify for any Pell Grants and minimal student loans that did not cover the cost of tuition and fees.

    We were down to one income and rather than receiving extra money for school. We were now stuck with a thousand dollars in fees. Plus my class schedule was so random and hectic that I could not have a 'real' part time job. We were able to keep up with our mortgage until September 2014 when our savings was drained and minimal money was coming in. I started after school pickups and babysitting to help try to cover the costs, and it still wasn't enough. I called WF in order to see what our options were and was passed from person to person repeatedly. I was also told that I could not do a loan modifications while we had delinquent payments, not just in September, but also October, November and December. It is now February and we received notice that our loan has been submitted for foreclosure due to 'unwillingness to return contact" and "inability to make payments."

    I have been calling at least every other week begging for help. I called them that night, we were quoted the reinstatement cost and explained that we just filed our taxes, "we know what our return is going to be and we can cover the delinquent amount PLEASE reinstate us and we can keep up on the payments!" She said that our loan hadn't officially been updated to foreclosure yet and that she would send our official reinstatement letter, stall the process in the system and we would be good to go.

    Our letter finally comes and the quote has an additional $3,000 in 'foreclosure fees.' I call them frantic the day I receive it and explain that it's not possible to have an extra three grand that we are already literally throwing every ounce of money into our house and that the number is NOT what we were quoted "We're sorry you were misinformed."

    They say "oh well your options are loan mod, liquidation or short sale." WHAT???? I was told we couldn't loan modify because we had past due payments "We're sorry you were misinformed." SERIOUSLY? Now that they have us in the foreclosure process and we have received a "Home Preservation Specialist." We get through the collection process of paper work and I think we're good to go. She calls and says "I'm sorry I didn't realize you had a 'farm' loan, I need more paperwork." I submit the extra paperwork and she disappears. No confirmation of receipt, no returning my messages, no easing my mind. She finally returns my call and says that yes everything was received and submitted, they usually take 3 weeks, if they accept it'll hinge on the USDA also approving the modifications which we won't know for at least a month.

    In the meantime regular payments will accrue (THAT I CAN'T PAY BECAUSE THEY WON'T TAKE MY PAYMENTS) and that if it is rejected, expect to pay the full amount 'plus any fees that day. So here we are literally selling everything someone will buy, doing odd jobs and looking for a roommate in order to have the extra money to save our house because that left over balance due to the IRS? Yeah they took it from this year's return so we got $1.500 less than we expected to... before the fees. They don't care about us or our story or that we both bust our butt and are in this situation because of a series of unfortunate events, not bad money management or extravagant over spending.

    Wells Fargo is by far the worst EVER! My family has lived in our current home for almost 20 years only to have it SNATCHED away by WELLS FARGO!! We were TRICKED by a slick, nasty, slithering snake, lying, manipulative, scheming, deceptive, conniving, uncaring, scum bag representative! She took 95% our mortgage payment and told us to call back with the rest. Once we called back (less than 2 weeks later) we were informed that our house had been placed in foreclosure. I absolutely HATE this blood thirsty, RUTHLESS bank!!!! They prey on the "weak" and are KNOWN to not even accept the Florida's Hardest Hit plan offered by those who at least care if your family has a pot to piss in!!

    In August of 2011 I contacted Wells Fargo with assistance of a HUD representative to try to refinance my FHA loan. The Wells Fargo representative explained to me and the HUD representative that since I owed more on my house than it’s worth and that since I have never been late on a payment that I would not qualify for any refinancing. But that she could put me on a forbearance program for 6 months and that I would qualify for a modification. We tried to find other means for a couple of months but ended up contacting Wells Fargo again in January 2012 to see if there were any changes. The Wells Fargo Rep. said the same thing that we didn't qualify for refinance due to the fact that we have never been late on a payment. She offered again, “if I put you on forbearance for 6 months, you can qualify for a modification.”

    So we sign up for the forbearance making our lower monthly payments prescribed under the forbearance agreement. After 6 month they explained we weren't showing enough late payments for a modification so they renewed it. 6 months later they did the same thing. Finally after being on the forbearance for over 18 months, they said “sorry you don't qualify for any program.” Your options are FORECLOSURE, turn over the property, short sale or pay the back payments and interest of $22,000 immediately. After speaking with many banking officials they said why they didn't just offer you a stream line refinance. I explained to them they told me that wasn't an option.

    I ended up losing my house on a short sale. So what my concerns are how can a bank guide their client to do something well knowing the outcome was going to be devastating to their client and lead them away from the correct procedures just to take their home. So not only that they cause me to lose my home, they damaged my credit so drastically I have no way to recover from this for at least the next 3 years.

    UPDATED ON 03/26/2015: So Wells Fargo contacted me about my previous review. She was actually extremely nice and allowed me to give my opinion on my the issue at hand. After a 2 hour conversation, she admitted that maybe all my conversation with the Wells Fargo Representatives weren't totally clear on the programs but she found nothing negligent on their part to offer any type of a solution or restitution. She said, "You were denied modification due to the home was not owner occupied, because your mother was living in property". And that "You clearly stated that fact to a representative back in 2011 when you first spoke with us." I explained to her, "My mother was living in the home and that I was trying to refinance it to reduce her monthly payment."

    Then I asked her was "If they knew it was not owner occupied why did they still recommend me to do a forbearance for 6 months to qualify for a modification?" She explained to me that "In 2011 the home did not have to be owner occupied to qualify for a modification and that fact changed after you entered the process." I then contact FHA serving center to verify this information. The FHA representative lead me to their website where it clearly states on January 19th 2000 regulation for a modification require it to be owner occupied. The FHA representative was quite alarmed to know that I was guided to a modification because all FHA lenders are aware of this guideline.

    10 years ago during my divorce the bank I had my mortgage with sold the mortgage to Wells Fargo. During the court proceedings and child support, the mortgage was foreclosed. During the ten years following I was not contacted by Wells Fargo. They in turn contacted the IRS and stated I had extra income of 8000.00 for the year 2012. Again I state nobody contacted me for the last 10 years. I contacted the IRS who told me it was Wells Fargo which. I contact Wells Fargo and they tell there is nothing I can do about it. I am urging everyone not to do any business with Wells Fargo because of their failure to contact me on the outstanding loan I had.

    I have been trying to modify my mortgage that I have with Wells Fargo for over a year! I have had 4 different "home preservation specialists" and have filled out more modification packets than I care to remember or can even count! They constantly request the same documents over and over and over again! Recently wanting my boyfriend's pay stubs as proof of income because he lives with me and contributes financially, I sent them. I receive a letter in the mail stating they had received my documents and that my modification was going into review. 2 days later my home preservation specialist calls stating he still needs some documents that underwriting claims are missing. "What are they?" I ask – “Pay stubs for your boyfriend...” WHAT??! Not only did I send them, you sent a letter confirming you received them!!! Thank God I have RI Housing helping me or I think I would have had a stroke by now!

    Today they call me stating there's still more documents needed. "WHAT NOW?!" I ask... “Your boyfriend's last 2 months of bank statements...” This is where I draw the line! Absolutely not! I told them they can have the house. This isn't worth it anymore! My stress levels are through the roof and I actually lose sleep over these people! I have provided them with proof of his income. They told me that it's "my own fault" for putting him down on the modification application. So I said “That gives you the right to invade his financial privacy?” “Well we need proof” they say... that's what his pay stubs were for!

    As long as they can see he makes enough money to pay me what he says he pays me, and they have proof that he does in fact pay me, then what he does with the rest of his money is none of their business! Oh, they are also now asking for his date of hire in writing! 30 years in the United States Air Force with FOUR combat deployments under his belt! Is that enough for ya!?!? Dealing with this company and their employees is a nightmare!

    Wells Fargo has been a horrible bank to with concerning my mortgage. My mortgage started out with American Home mortgage and somehow got transferred to Wells Fargo several yrs ago. I got divorced 4 years and have asked several times for a modification or something to help reduce my pymt since I became one income with 2 kids at home to support. My pymt is over $900 a month and was denied several times. Was told I should be able to make the pymt along with other excuses from them. I file for bankruptcy a couple years ago and still payed them because I didn't wanna lose my home my kids are in and worry about switching schools. Still wouldn't work with me.

    Finally this past yr I was done and wanted to give up. They finally decided they could try to come up with a modification but it only ended up bring like a $50 difference. Tried to tell them that still wouldn't work for me and I couldn't understand how they could say losing an income from my home only made a $50 difference. Since then they gave put me thru foreclosure and when I call would get voice-mail of home preservationist person and he would tell me what hrs to call back, which is when I'm working. I would call and leave message that "I'm working, please just leave a message with what I can do or email me." Never got emails and would call during my time at work and would just say to call back during those hrs.

    Finally was able to call the other day when I had a day off and now tells me the only thing I can do is take the modification for $899 a month, still said that is way too high for me to pay on one income. Said I could have done a mortgage release and they would have paid me up to $3000 to move but said I can't. Now it's too late for that and is too close to sale date now for short sale and can't sell on my own. But they never told me that before that they would help me move if that was the only alternative.

    It's crazy how they treat their customers and do not want to work with you and all of sudden say other things ambit it's too late! I don't understand why Wells Fargo is allowed to get away with what they do? And everything is too late or can't do! Isn't there any attorneys out there that can help and fight against them so foreclosure doesn't happen? I think all they wanna do is foreclose and not help their borrowers at all. So I am in foreclosure with a sale date and not able to do anything!

    I had insurance taken out by the lender, Wells Fargo. I was looking for insurance but could not find any at a reasonable cost. On 8/31/2014 I was contacted by a representative of Wells Fargo to inquire if I had found coverage. When informed that I had not I was told that my coverage they had placed would continue at the same cost. When I received my policy the premium had increased 110% for the same amount of coverage. When contacted to find out why I was never given a justifiable or definitive answer. I was told to contact the insurance carrier who, in turn told me to contact Wells Fargo. Now I am stuck with the option of paying 3 times a mortgage payment to make up the difference or having my monthly payment increase about 20%.

    The office on Fairlawn Road in Topeka, KS was closed last Friday afternoon. They do not answer their phone, and do not return phone calls when messages are left. I tried to call another office location in Olathe, KS and again nobody answers the phone. I tried to call the 800 number on my mortgage statement and talked to a call center in California who also was no help at all. This company is a complete joke and NO CUSTOMER SERVICE at all! I guess I will make another trip across town this Friday to see if the Topeka office is open or not. It would be helpful to at least post a sign on the door if you are shut down.

    Been in default since 2011, never quite able to catch up from job losses, a divorce, etc. I was discouraged from even trying to modify my loan by wells. I had no choice but to short sale the property. We had an offer that would have paid off my debts and repay most of the loan so I could salvage my credit. They denied the sale stating it wasn’t enough (greedy). In the end, home went to auction for $20k less than they denied previously.

    However, here’s how I stayed longer. I had a realtor for the short sale (9 months) which suspends the foreclosure. Then I applied for a loan mod (another 2 months). When it was denied then the foreclosure proceeding take another 4 months or so. If there are tenants in the property (can be creative here, look up state laws) you can buy an extra 60 - 90 days once sold at auction because tenants cant be evicted for non-payment of rents when transfers happen. This was the only leverage I had when I realized the bank wasn't playing fair.

    I thought it was the right thing to do - to assume the mortgage for my fiancee's house from her grandfather. It's not his home, and he shouldn't have to worry about making the payments. I have good credit, so how hard could it be to take over the remaining $15,000? Wells Fargo was much happier gouging her grandfather the 7.25% rate he was stuck with. And so they found ways to delay me until they figured I'd give up.

    They asked for more financial info than I had to supply to get my first home. Then they stalled for a few weeks, to tell me they needed info from my divorce decree. Then weeks later it was another email, demanding a year of bank statements. Weeks later, it was proof of all rent payments for the past two years. I let them string me along, thinking the next would be the last. My hope for acquiring a homeowners loan kept slipping out of reach.

    Finally, I had told them it was the last straw, when they insisted I get a new birth certificate with proof of my birth date because, supposedly, the credit bureau they used had an incorrect birth date. So eventually I received a rejection letter that claimed I didn't provide proper documentation. Months of searching for documents, scanning, emailing, resending, waiting for emails, mostly unreturned phone calls, all for a $15,000 remainder of a mortgage. So, I went to my bank. They wouldn't give me a mortgage loan for that amount, so I had to do a high-interest line-of-credit loan. I almost used a credit card just to snatch the loan out of Wells Fargo's greedy hands. Now I own the house, not them. And I will never, ever, let Wells Fargo do their corrupt business with anyone I know.

    I have endeavored since 2009 to obtain a loan modification. I have submitted over 20 loan mod. packages totaling over 1,0000 pages (and counting) only to (finally) be advised that the "investor" involved does not grant or participate in HAMP or in-house loan modifications. I am a real estate attorney by occupation and, in fact, deal with lenders of all varieties on a wide-spread basis as my sub-specialty is obtaining loan modifications for my clients.

    Wells Fargo consistently engages in string you along corporate conduct, promising to "research" various aspects which really amounts to no more than generating computer-issued "update" letters from robo-stamped signatories. Even their counsel here in Maryland is not immune from deplorable conduct. Their main attorney of record has been sanctioned for robo-signing and, in fact, was suspended by the Maryland AGC accordingly. All one can ask is to be treated fairly. If no loan modifications are available, even if WFHM wants to violate Federal law, so be it. But don't string people along.

    Have made mortgage pmts. on time for years before and after a bankruptcy necessary due to identity theft. Approached Wells about 18 mos. ago to considered a refinance under HARP (Home Affordable Refinance Program). We were told we weren't eligible due to the bankruptcy and, in fact, didn't even technically own the property. I later found out that this is not true since more than reasonable time had passed, over 7 yrs. since the bankruptcy and payments were made on time. We were eligible because we continued to make payments on time and they accepted them. Within the last yr., due to health care expenses and other expenses directly related to maintaining our home, it became increasingly hard to make our payments on time. Late charges began to add up and eventually we fell 30 days behind. They solicited us to apply for a modification under HAMP (Home Affordable Modification Program). After approximately 2 mos. we received notification that we were not eligible because our loan wasn't far enough behind, which is NOT our requirement under HAMP. I know this because I'm a seasoned mortgage professional of 30+ yrs. What a JOKE.

    To add insult to injury we received a BPO (broker price opinion) from them indicating what a vendor they hired from "out of the area" felt our home was worth. Again, a JOKE. My spouse is a seasoned, licensed, certified, real estate appraiser who completes work in our area everyday and the number was about $50,000 off the mark. Not sure what scam Wells has going on here but, someone needs to seriously review the practices of this company. Something is REALLY, REALLY, wrong here based on my experience and what I've been reading here about the experiences of other customers. They really scare me and I will be working to get my loan with another lender who does business in a more reasonable and ethical manner.

    Several months ago I started the loan modification process. I provided every document asked for, participated in the Oregon Avoidance Foreclosure Program, begged my ex to sign a Bargain and Sale Deed which transfers title and was required for the modification application. Everything has been done so far using my sole income, every conversation I have specifically asked if the new loan agreement would be in my name only. Every person I spoke to said yes, my ex will no longer be on the agreement.

    I went through the trial period, received the new agreement only to find my ex is required to sign. I called and was informed that they cannot take him off, due to only his interest was released and that in order to remove him from title I have to refinance, which is not an option due to credit/divorce and bankruptcy, which Is why I had to do a modification. They said, "well the only other way is for the terms of the loan to be changed." Isn't a modification a change in the terms of the loan? They said he signed a quit claim deed, I said no! we did a Bargain Sale Deed. They said "it's not good enough, you have to refinance and remove his name and if it's it done before the 29th of December we will cancel the modification in place and begin foreclosure and you will have no notice."     In 2007 WF contacted us to see if we wanted to do a SHORT time Interest only loan at 6.625%. When we attempted to get back into a traditional loan, we were told NO. When we asked why they said we were no longer with Freddy-Mac or Fannie Mae, they were their own underwriters. Due to market decline, we now owe more than the house costs. We are retired and have NEVER been late on any payment. We would like to get into a conventional loan with a fair rate. They refuse because we pay on time.     My son purchased a home in January, 2009 of which I was a cosigner. My son had 2 jobs at the time of the purchase. He ultimately was laid off from one of his jobs a few months after taking possession of the home. I began making his mortgage payment (including an escrow account to cover insurance and taxes) in February of 2010. I made his payment on time through May of this year (2014). I contacted Wells Fargo stating I would not longer be able to afford making the payment and neither could my son and that I would be interested in a loan modification. We began that process in June of this year (2014). We were assigned our own personal home preservationist. The home preservationist would send documentation asking for documents from us and also documents sent that needed to be filled out and returned. We diligently took care of seeing that all documents were filled out correctly to the best of our knowledge and also sent documents that were being asked for by our preservationist.

    3 months went by with nothing happening in the modification process and no contact from our preservationist. Finally in September called and talked with the preservationist and was told they were missing documentation. We sent off the required missing documentation. In October we received a letter stating that the loan was being forwarded to Wells Fargo foreclosure attorneys to begin the foreclosure process. There was a contact number for the attorney. I called the attorney two times leaving messages to return my call. No response.

    We then received a letter from Wells Fargo home modification stating our loan had been given to a new home preservationist. That preservationist contacted me by phone and started going over what I or my son still needed to send. I could tell the preservationist had not done any research prior to the phone call as when a document was brought up that needed to be sent, I replied that has already been sent. The preservationist stated she had not opened our file prior to calling so she was unaware of what was in the file and what was not. Why would you contact without first doing your research is beyond me. I then was fed up with the process and started calling Wells Fargo about getting a reinstatement amount so we could bring the loan up to date and continue making monthly payments.

    We had gone ahead and rented the property since my son had moved out. It took 3 phone calls to finally talk with someone who could connect me with the reinstatement program for Wells Fargo. Wrong numbers, wrong fax numbers, or no information at all was given on the first 2 of those 3 phone calls. I was first told by all 3 representatives they could not discuss my loan or give out any information because the loan was in mediation in the county I live in (Peoria County). I finally reached a representative from the reinstatement program who said they would contact Wells Fargo attorney about a reinstatement amount and call me back. I did not hear from her for 2 weeks so I called her. She said she had just gotten off the phone with the attorney and would have a reinstatement amount in a few days and I would avoid going to the preliminary hearing set for Dec. 18th in Peoria County Courthouse to discuss the situation. A few days later I received a letter from the lady in the reinstatement program stating nothing could be done to reinstate the loan since it was in mediation in Peoria County. This after she said she had talked to Wells Fargo's attorney and stated to me they would give me a reinstatement amount.

    I called the lady 2 days later and received a message that she no longer was with the reinstatement program of Wells Fargo and had be promoted to another department. I then called the reinstatement program number again and talked to another representative who told me that he would contact the attorneys for Wells Fargo and get back to me on Friday, Dec. 12th. I had told him I had just left a message with the attorney for the third time asking for someone to contact. I had talked to this representative on Monday, Dec. 8th. Today is December 17th and I have yet to receive a call from that representative nor from the attorney.

    I am going to the preliminary hearing tomorrow and explain what has transpired over the last 6-7 months and state how disappointed I am with Wells Fargo and their attorney. I am going to have to spend more to get the reinstatement amount up to date due to Wells Fargo and their attorneys lack of progress in this matter. Very disappointed with their company and the way things are managed.

    I have applied for a loan mod with Wells Fargo twice and have been denied both times. I suffered a loss of income and tried very hard to catch up. I applied to keepmyhomecalifornia.org and got a conditional approval to reinstate the loan provided. Wells Fargo helped me with a more affordable payment. I provided all documents, I have tried every program that I can apply and Wells Fargo denied the loan mod even though Keep My Home CA was going to bring my loan current. It seems they don't want to give me an opportunity to catch up with my payments. I am beyond frustrated. Why are they being so hard on borrowers that are honestly trying to make their payments? I sent payments before and the payments were returned. My loan was originated by Wachovia Bank. They made so much money already on interest alone. Terrible experience, I have developed health issues from the stress of dealing with this bank.

    I was pre-approved 9 months ago from WF. I applied for home mortgage in July and was finally approved for closing in December!!! This has been the worst experience of my life. We had 3 different closing dates and at the last minute has requested more information which extended the closing date. I have sent redundant information on many occasions with no explanation of why they need the same thing that I have sent more than once. They lied, tricked, misled and screwed me over on many occasions during the process and finally they closed my loan and couldn't even figure out how to work with the title company to get the docs with correct numbers or wording to sign. These people are absolutely incompetent and have no business doing home loans. Do not work with Ali **, Mark **, Christina **or any of the morons at Wells Fargo. They will ruin your of buying a new home...

    I have been reading about and am one of the so many American Citizens and additionally Veterans who worked all their lives and had excellent credit who have lost their homes due to Wells Fargo's questionable activities. A common thread appears to be "lost paperwork", delay, deny, or alleged blunders in general which accomplish the aforementioned common threads. When you look at the "big picture" of what has happened over and over to many "Good" and Decent Americans who have had their homes taken by Wells Fargo, one can logically deduce that the alleged "errors" were a well planned and controlled scenario of events that benefit the bank and its motive to increase profits. I have read a Wells Fargo Bank Human Resources document, which is written in precise detail describing all the expectations and the regulations of their employees. This document has an extremely precise level of detail and micromanagement. I found it on the internet.

    Apparently when it comes to transactions that could lower their profits, they conveniently delay, deny, lose, or have a plethora of excuses and levels of representatives making excuses as to why the messed up with their customers issues. They always say they record their calls. I found they respond to requests based on the specifics of those calls that they find relevant to them and minimally to the customer. If you tell them you are also recording the call, they will threaten not to talk to you and in some cases hang up on you. Apparently that don't want us to have a record of what they are saying. I found they have said anything to me to get me to do what they want because verbal has no accountability. I had (2) two of their representatives lie to me more than 6 times stating that Wells Fargo had suspended the foreclosure immediately before the trial for their motion for Summary Judgment. Of course this was not true and they wanted me not appear in court so they would automatically win.

    I tried, in writing, for 2 years to sign a deed in Lieu of Foreclosure of our home back to them per Fannie Mae guidelines, and offered to pay them rent to which they refused. Wells Fargo wanted a foreclosure. They only recognized my request for Deed in Lieu of Foreclosure after I wrote a letter to the "Consumer Finance Protection Bureau" (suggest everyone should). You should document anything and everything (phone messages, everyone of the multitude of people you speak with, dates and times). I found they will do nothing for 6 months and then offer something and put a ridiculous short time frame with urgency stating you must sign now or lose it. Be cautious and don't sign anything they want you to sign without having it reviewed by YOUR own lawyer. Send all correspondence, at the very least, certified USPS and if really important Certified Return Receipt. You will find yourself talking to the lower level customer people if you just talk on the phone.

    Send all correspondence in writing consistently to one specific member of their executive staff in San Francisco. You will then speak with a higher level of staff person. They use a number of different department names like: The Office of Executive Complaints, Mortgage Services, Customer Care and Recovery Group, Liquidation Department and more. You will find that the same representatives use different group names to which can add to the confusion. I have lost over three years of what is left of my life fighting Leukemia and Wells Fargo Bank. We have lost our life savings, retirement, and my children's inheritance trapped in our unaffordable and unsellable home because of the intentional destruction of the housing values from which Wells Fargo is reporting huge profits.

    My only wish, is that other Good and Hardworking Americans, who followed the rules of credit all their lives and had those rules changed on us and who lost everything, will gain some usable information from my experience and will save their home from the likes of Wells Fargo Bank. Maybe our government will do what is right for our country to regulate and fine these banks to the level of which will hurt their profits enough to stop them from taking our homes and the American Dream.

    I had written to Wells Fargo Executives but response was inaccurate and when I replied with information with account number, I never received another response. During the recession I could no longer afford my mortgage. I tried everything possibly for a loan modification and went to great lengths with documentation etc. The only response I received from Wells Fargo were letters to “Short Sell” my house to them and that would have left me homeless. Fortunately, I managed to rent my house & I moved into an apartment for much less than the mortgage. FYI, I have finally received a written response, from a Wells employee named, Saidy ** from Walnut Creek, CA., office. She was polite & explicit except for the information of how I can manage the mortgage I mentioned in my message and that they were unable to locate that loan. I should clarify that I no longer have that mortgage. After moving out of my house that I could no longer afford, I managed to find another lender in November 2012 that offered me a much more affordable loan. I had the choice of defaulting Wells Fargo loan and being homeless or finding another lender!

    I’m resending my message with my apologies for misspelling your name. Also, I forgot to provide you with my account numbers. When, I checked for my account numbers yesterday I realized I haven’t been receiving statements for two of my accounts, neither by mail or digitally. Again, the usual experience of being passed from one department to another. I still didn’t get those numbers as it was taking most of the afternoon. I thought it would be much quicker going into my old documents to find them, they are: ** & **. This is all so unsatisfactory, why does Wells Fargo have so many employees that can’t give you correct answers?

    I'm writing to you, after being a good Wells Fargo Customer for 18 years or so. I have now finally reached my breaking point with Wells Fargo. For years I’ve had numerous minor errors that were resolved as and when I found them. Recently I deposited a $7,500 check in a Wells ATM as I was in a hurry for that deposit to post. I noticed the machine read $75 instead of $7,500. I immediately went inside the branch to notify them in person and inform them that I needed that money to post ASAP. Two of the clerk told me they could do nothing as the ATM machine was owned by a third party. They gave me two telephone numbers to call, both were incorrect. After wasting a significant amount of time, plus being late for an important meeting, going from one department to another, I was put through to a claims person who made me feel like a fraud. She apparently put through a claim. I didn’t hear anything back on the status of this claim. After three days, I called again. This time I was told the claim had been reported and that was it! Finally, six days later my balance of $7,425 was posted.

    I was disgusted, especially when I absolutely need that money, the very impersonal treatment and what happened to my interest I lost during that time and damage it cause by not having that money when I needed it? It made me rethink of how I was treated in 2009-2010. My business was having problems due to the economy. I tried everything I could to get a loan modification for my mortgage I have with your bank. After numerous attempts of trying and being told that I wasn’t behind with my payments, made me not eligible. I learned later, that in itself, shouldn’t have been the reason to disqualify me. I was at my wits end when I finally learned of a convention Wells was having to assist people needing loan modification, Downtown LA. I spent one full day at this convention. There, I was informed, that I would need to send them a profusion of documents. It took me about a month & a lot of money to retrieve all the documents requested. I forwarded my copies into that person I last spoke with at the convention but she wasn’t reachable. After about 2 months I received a letter for a short sale. There was no reason why I wasn’t eligible for a loan modification, just the letter to sell back to you. I never replied, about another 2 months later I received the same letter for a short sale. Bearing in mind my house was worth more than I owed.

    During this time I lost my business, had to move out of my home that cause me to suffer immense pressure, severe depression. I was much too weak to take any action for the malice I endured during this period from Wells Fargo at the time. This last episode I had with the ATM business, brought back the whole revolting experience of the treatment, I had in the past with your organization. For sure I will never have a loan with Wells Fargo again and it’s time I close all my accounts with you. I’m considering of looking very closely into the legalities of my case with all authorities concerned. I wonder how many other poor souls were treated in a similar way or worse by Wells Fargo?

    We had a home in Mesa AZ - mortgage with WF. No problems. Sold AZ home to relocate to Washington State. Obtained pre-approval with WF. Found house in Aberdeen WA. Offer was accepted on Oct 6th, 2014. Agent sent all info to our contact with WF in North Carolina. So far we are on our fourth closing date (it is now Dec 8th, 2014 with closing on 10th). Received email this morning saying rep was just waiting for approval??? Every time a closing date is within 2 days of closing rep in North Carolina come up with another reason for not meeting closing date. Every time it is for a document WF should have asked for at start of process. WF has sent us documents that belong to other people. Yes with all their personal info. Lucky for them we are honest and didn't take advantage of their info. We thought that with our past experience with WF that we should have no problems with our new home loan. We couldn't have been more wrong. If we weren't so far into this process we would stop right now and find another place for a home loan.

    DO NOT use WF for home loans or banking (yes they mess up on e-payments also sending 2 payments in one month then saying it wasn’t their fault). We are so stressed by this whole thing that we are snapping at each other and are angry all the time. Living in a travel trailer in an RV park that we have had to extend our stay in four times now. Thankful for understanding owner but WF couldn't care less. They tell us not to stress that everyone goes through this when buying a home. I might believe this if I hadn't bought a home four other times with a closing that never went past 35 days. We don't understand how anyone could keep their job with making so many mistakes but maybe that’s just business as normal for WF. Will be telling anyone who will listen NOT to have anything to do with Wells Fargo.

    On both accounts with a beneficiary provided by the grantor, the trust was broken and the beneficiaries didn't receive the total amount that was left and the real property wasn't transferred or supplied with a copy of the trust documents/instrument number or the deed to the property or mortgage information to the properties or insurance. No advice, knowing a death just occurred in your family.. you're here from out of state, just visiting or on vacation with your children. Or your documents could have been stolen. However, the house was admitted into probate court when the devices was in place to avoid the court judicial system. The house was sold and the beneficiaries wasn't paid.

    Wells Fargo is a horrible bank and lender. First of all, it took literally 6 months for them to close on my house in 2011, which was ridiculous. That caused me a whole lot of stress, because the guy I was buying it from almost retracted his offer because of how long it took Wells Fargo. Now, I need to refinance to get my ex husband's name off, and it has been 6 months to this point since I started. I gave them all my information and debt and income up front, they said I was approved. I paid $500 for an appraisal. Now all of a sudden I'm not approved because my debt to income ratio is too high... even though I told them everything up front. Horrible company!!!

    Quicken loans gets all this done in 45 days. Amazing ain't it?! Somehow, it takes Wells Fargo 6 months to do anything. Oh and they refused to refund my $500 even though they completely wasted my time. So I will now smear their name as much as possible to sway even just one person from using them. They sucked as Wachovia and now they suck even more as Wells Fargo.

    My husband and I tried to refinance both mortgages somewhere else and was told that the Property around us was either being foreclosed on or quick sale. They told me to call where I had the second mortgage and see about modification or what they could do to help me. I explained to the other company we wanted to go in my husband name because I filed bankruptcy. It was discharged in 2013. Wells Fargo put the second mortgage in bankruptcy and I told them they were not suppose to do that. I just kept making the payments on the second and first mortgage. I called today to get help and they kept switching me to different departments and each department would put me back into the phone cue and send me somewhere else than what they told me. I need help. I tried to get help before I filed bankruptcy and they would not help me then. What can I do to get help?

    Due to the recent birth of a child and 1 income for 8 weeks, we recently fell behind on our mortgage. We had called WF to see if we could just add the month we were late to the end of our mortgage. With the new child came a new daycare bill which was more a month than my mortgage payment. After talking to WF for over an hour on the phone asking us how much our bills were and how much we make, WF figured out that we were $2000 dollars behind a month. So they put me on hold to see what they can do. WF returns to the phone to tell me they can modify our payments!!! I SIGHED with relief, but it was too soon.

    WF then proceeds to tell me that I can pay an extra $400 a month for the next 5 months and be all caught up. I then ask the woman if she was serious? She replies with yes, in an extremely happy we could help voice! I chuckled and said, "Seriously how can you help?" She said, "Well that is what we can do for you." I then ask "how the ** that made any sense?" Her reply, "I don't understand?" "If I can't afford $1400 a month right now, how am I gonna afford $1800?" Her response!!! "MAYBE YOUR WIFE SHOULD QUIT HER JOB!" Oh how I would love to write every cuss word about WF right now. WF are horrible people and don't care about anyone!!! I will not even get into the 5-7 times they call a day to collect the now month behind payment. DO NOT GET A LOAN WITH WELLS FARGO!!!

    After divorcing my income was cut in half. I was already behind a couple of months on my payments. Thinking wow how great would it be to get a lower interest rate and lower my payment. I don't want to lose my house I've been in 14 yrs change my kids' schools. I am not getting any child support to help me with the kids. So I applied for a modification. It took them 2 months and I opted to not make those payments so I would have a little extra to catch up on other bills... 4 months now.

    Well they offered me a modification... $75 a month by extending my payments 8 yrs. I was down to 20 yrs. I asked if they were kidding, no they weren't. They said "I should be able to make the payments". Ok well if I could I wouldn't be asking for help. At this point I didn't want my credit any worse so I took the offer and they rolled the payments to the end of the loan so to speak. This was in 2014. Well coming into 2014 I had approx. $4,000 in unexpected expenses $1,800 new water heater installation, about that much in car repairs, some needed and some general maintenance, $200 brakes, $500 tires, $350 thermostat etc. And then different medical expenses $500 deductible needs to be of course before you get to start paying 20%. These were just different things that needed to be taken care of.

    So I asked again for modification. I was already behind again because the $75 they me a month didn't amount to anything and I'm still not getting any help money wise from the ex. It takes them 4 months this time to deny my request AGAIN because I should be able to make the payments. AGAIN if I asked obviously I need help. So I'm 50, 2 kids, 1 in college and a 10 yr old who still needs child care I have to pay for. So what am I supposed to do? Stop my retirement contributions so I will have nothing when I do decide to retire, make my child drop out of college and the other walk home and stay unattended. Drop my good insurance company for a crappy one to save money.

    If you would just be nice enough to lower my interest rate and lower my payment I wouldn't have any problems making my payments. But no they can't do that. Oh I can't refi with them because you have to have at least 650 credit score. And be approved AGAIN ON A LOAN YOU ALREADY HAVE. Reading the other post here it sound like everyone else has about the same problems with them. Oh about a week after I get the denial letter I get a foreclosure notice... so now I have to deal with that. I WILL NOT LOSE MY HOME.

    Wells Fargo held my mortgage, and I never really had a problem with them. I began looking into a refinance, and I had a couple companies provide their best quote, including Wells Fargo. I chose another company and closed on the loan in mid-October. At the time of the closing, the closing officer said that Wells Fargo was required to return my excess escrow balance within 21 days (which I verified to be the allowed turnaround time). According to Wells Fargo's website, my check was cut on Oct. 30. It is now November 8th, well past the 21 days and no check in site. I called their customer service and they said checks can take 7-10 business days to be received! I live in PA, and my mother in WA, so we're about as far away in the US as you can get, and our mail is received within 4 days. I'm one person waiting on a check for ~$2,000. If this is their standard practice, just think of the money they can earn in interest by this illegal delaying practice.

    This organization participated in my losing my property. They along with Option One Mortgage were instrumental in the loss of my property. When Option One has a problem taking the property from me - Wells Fargo stepped in. They didn't ask questions - they didn't know that Option One refused to take my mortgage payments - they seemed justified in taking the property. Wells Fargo and Option One Mortgage should not be allowed to do business anywhere.

    I was injured June of 2014. Everything was fine until September when my short term disability check didn't show up on time. I was late for this payment. Around Sept. 26 I called and told them the money will be in my account and to take the Sept. and Oct. payment out then. We got all that sorted out then the rep. asked if there were any other questions. I asked her if I need to cancel my auto draft till Nov. She replied "no your auto draft will be cancelled for Oct. 3 and resumed in Nov." Well that didn't happen. I checked my checking account and started getting NSF fees and I know I didn't do it. For one I don't have checks and 2 I can't drive due to doctor's orders from my injury.

    So I called this morning to get their $30 return check fee removed because it was their error. The answer I got was "sorry sir but I can't take that off and neither can my supervisor. You have to send that request in by mail. Then it will either get approved or denied." So what I gathered from this is they can do what they want and us the consumers can't do anything about it. That's all I asked them to do is take the $30 fee from their blunder. I didn't ask for the $105 NSF fees from my account from them trying to take out the Nov. payment which isn't due until Nov.

    I have been having trouble with Wells Fargo home mortgage, and Bethsaida ** said you may be able to help.

    To sum it up, I bought my house the beginning of last May. At the end of may I was bit by a spider causing injury to my arm, limiting my ability to work for 6 months and causing medical bills (and I made 22k in 2013). Then last November, my place of business in SF suddenly closed (I rented a salon chair), and I was forced to move to another neighborhood at a higher rent, but lost a lot of customers. Then six months later last April that salon closed, so I started to rebuild my business here in Oakland to save expenses.

    I am four months behind on mortgage, and am confused why I am being denied a preservation program by Wells Fargo. In my appeal, I supplied tons of proof that I'm making more than I was even the month before when they denied me, and the numbers they originally gave me in the denial don't make sense, and the denial of the appeal simply says I don't make the qualifications with no explanation.

    This whole time they seem to be doing strange things with my mortgage payments. Every time I have paid I have paid either online or with a representative, by 3:30 pm, and they are supposed to post the payment on the same day. They never do. I always end up calling two days later and they give me the runaround and checking and mortgage act like they are two separate banks and can't communicate and transfer me back and forth. Last time I made the payment a couple weeks ago, the representative told me I must have made the payment after 5, and I didn't, I made it with my preservation specialist at 3 pm by phone. The checking account always says pending for two days, meanwhile other autopays go through, and this is what has contributed to me being 4 months behind to begin with because they then reverse my mortgage payment once bills go through that weren't even requested until 24 to 50 hours after my mortgage payment should have gone from pending to paid, and then I owe fees and they won't take a partial payment.

    And I won't even get into how shady they are with my checking deposits since that’s not in the mortgage department.

    I have been working hard to rebuild my business, and it's improving every month, so much so the owner and other stylists at my current shop are amazed and asking for advice, and I don't understand why Wells Fargo is giving me the runaround, as I'm getting back on my feet and currently make more than enough to pay mortgage and just made another payment and am about to make another and another in the time people make at most 1 to 2 payments, so it makes no sense to act as if I'm not making enough for any of the programs I'm supposed to qualify for with medical history, business loss, and now business growth.

    In 2010 I fell on hard times, loss two family members, two incomes, I got sick and had surgery and my disable son had new medical issues come up. I got letter from Wells Fargo saying pay 10,000.00 or get out. I was forced to file bankruptcy to save my home. I paid on it for over two years and I had to stop paying and got an attorney. I have since gotten back on my feet, I have the income and got rid of the other debt and now WF claims I can't afford my home. Have been here 14 years and I know I can pay, but they refuse to help. One minute they say I don't make enough then it's I make too much. I'm back in bankruptcy and I make my payments but yet I can't get a loan modification. I'm not leaving my home. Wells Fargo is the devil. I'm not giving up nor should anyone else.

    When we 1st applied for a mortgage modification about 4 years ago, it was held up because the copy of our tax return was NOT signed!!?? When I questioned them about it, they almost made me crazy. I asked, "why do you my last years tax return signed?" I thought that only the IRS required them to be signed? They also stopped processing it because of that and ALSO NEVER called to let us know of the problem! If we didn't call, it would have never been done.

    I recently called them to try & move the due date from the 1st to the 7th and PAY them the monies involved to do this. The reason being that our retirement comes in the 3rd Weds. of every month and by adding the extra seven days I would be avoiding any late charge fees. I almost pleaded with them to do this for me & was told because I had A modified loan, their policy did not permit them to change the date. I was very upset & said you people are now going to make me refinance and use ANOTHER bank! For not being willing to help me, it did NOT seem to bother them.

    I have been through the modification process 20 times (maybe 21, I lose count), I either make too much money or I don't make enough or I don't live there. When they were required to provide a point of contact, they provided one and then another and then another--8 so far and now I found out there is yet another point of contact. Ridiculous. It is possible that I have a buyer for the house. I owe around $62,000 on a $94,500 loan (1999) at 7% interest. Initially I wanted to lower the interest rate--this started before the Obama administration! I went through a trial period in 2010. A modification offer was left in the shed attached to my house (by FedEx), no notice on the door or in the mail! I found it about 2 weeks later - soaked and nibbled on by field mice! This is no joke! When I called them, they told me I had missed the deadline to respond and the offer was rescinded. Really.

    Every time I start the process I have to start from square one, nothing is on file (supposedly). It's ridiculous. I work in the film business and work on several projects at the same time. I submitted letters from the payroll company, from my union and a personal explanation which seemed to satisfy the particular "point of contact" at the time. Why isn't that all kept in a file? The amount of time I have spent faxing up to 30 pages of documentation at a time over the last 9 years adds up to quite a bit of wasted time (at $40-50/hour-my pay rate).

    I may have a buyer for the house and Wells Fargo now wants over $125,000 to come even. The house cost $94,500.00, I put $20,000 down and had quite a bit of equity (gone now of course). I want to know if it is possible to make a cash offer to them---say what I owe on the mortgage? Is there any way to force them to take my money? (it sounds so insane) I really need to make a profit on the house. I am about to retire and know I won't be able to stay there. I have put off costly repairs waiting for the other foreclosure shoe to drop. ("Active foreclosure. No sale date") I hope this makes sense (my writing, not Wells Fargo!). If anyone has any advice, please let me know. I am in New York state and our Attorney General has filed a lawsuit against Wells for exactly this reason. Thank You.

    In 1997 mortgaged home through another loan company, then loan sold 2 more times then were with Wells Fargo. All was good til then wife was taken out of the workforce per medical reasons. 2 children later, relationship went south and we went our separate ways. I tried for a modification and they strung me along for 2.5 years, while telling me they would not accept any partial moneys on what I owed them. It was to be all back paid plus interest. Then after sheriffs sale I was told the articles of personal belongings of mine and my kids was to be put in a storage that I would then pay for to get the items, only to find out they tossed it ALL IN THE TRASH.

    Last year in October, after 5 months of sending paper to WF for a HARP refinance I was denied with no explanation. In June I applied for a HARP refinance with WF. The first thing I told the person was that I have a downpayment grant from the city of NY. No problem, I was told as long as they sign the subordination letter, it was all good with them. After five long and stressful months, after getting the subordination letter signed and everything they need, I was told that I just need to wait for a closing date. The next call was from the fourth person assigned to my case to tell me that my refinance was denied without any explanation and that they could not offer me anything else. Good bye. After that no one would answer the phone. The worst experience of my life. Today I received a letter from WF offering to refinance like this incident never happened. The worst. I will never do business with Wells Fargo.

    My husband lost his job in August and was unemployed for that ONE month. Called Wells Fargo to apply for modification to add just that ONE payment to end of loan, or something, because we were stuck for that ONE month. After TWO MONTHS, we were told, “Sorry VA won't add it to your payments because then you won't be able to afford the new payment. But, you'll receive a letter with options WE can provide.” So a week later, my husband called our "advisor", and she told him nothing they could do. So now, I have to make the one payment I needed help with, plus another one. Wells Fargo does not care about their customers.     We were $5,000 away from paying off our first mortgage from Nationwide Mortgage. However, we had no spending money - teenagers who needed things, and credit card debt. We also had a WF home equity credit card, which is the type where interest is tax deductible. The limit was around $20,000. We refinanced with Peach Tree, taking our cash out to pay off bills, etc. Shortly after, we received a call from Wells Fargo (realize there are many departments and not all of them work together) implying that we should have refinanced with Wells Fargo, and that we should do it then, or there is a possibility we may lose our home equity line of credit. Refinancing would be at a higher rate than Peach tree, but the implication was repeated that "they cannot guarantee we will be able to keep the home equity line of credit". We were relying on that line to make improvements.

    We decided to go thru with the refinancing application they requested, because we were certain it would not be approved... My husband was 65 and unemployed and I'm not that far behind him. I still remember the person who determined the value of our house coming out. He didn't even go into the house and APPROVED us for the loan. Biggest mistake of our lives. We made the first payment, and when we went to make the second payment, the place was closed and we received a letter to mail our payment to WF in Las Vegas. When I called the number in LV, they could not locate our loan, and transferred me to a WF in Washington State or somewhere. This is rather funny, since WF is actually here in Des Moines.

    To make a long story short, I wish I had never entered into any type of financial agreement with Wells Fargo. I read the comments made by others, and it's just our story. Soon after refinancing, my husband and I were both diagnosed with Cancer, and struggled. I filled in all the necessary paperwork for help with payments and received something like $60 off per month. I was assigned a representative so "I would have one person to work with". I had three different reps. in one 3 month period! I qualified for HARP, but was cancelled because I missed first payment due to communication issues with Rep.

    When I visited with WF, I was told that rep was no longer with them. What the heck! Fast forward: Winter is coming; I can't keep paying this high interest much longer. After I apply for a loan reduction interest rate, and WF denies it, I will either go with another company that gets 5 stars on reviews, or give the place to WF... bad sewer and all. It irritates me that all these low interest rates are available, yet people who are struggling cannot get the lower rates... There is always something that causes us not to qualify. I have to say, last year all WF mortgages were transferred to another WF department, and the people there seem to have it together and know what they are talking about. With God all things are possible|.

    Today, following months of going through the "HOPE" process with Wells Fargo -- which included responding to ridiculous requests for information for things like an explanation for a check I received for $250 in 2013 and documentation about a tiny home-based business I once owned but have since closed (it grossed $3,000 in its last year of operation) -- I got their loan modification offer. That offer was a 6% mortgage for FORTY years (I'd be 91 when my house was paid off.). That's their effort to help me keep my home. Unconscionable.

    I was already at 6%; I had about 18 years left; their "offer" reduced my payment about $260/month and increased their profit by over $300,000. I regret I didn't pull out and hand the house back to them years ago. Following my divorce (when I was awarded the house), I've worked as many as three part-time jobs in additional to my full-time job, depleted my savings and any retirement fund I could access, and piled debt on credit cards, while pleading with Wells Fargo to help me refinance a house I couldn't sell.

    All I did was protect WF's interests by paying insurance and taxes and making repairs, until the market recovered. Now, they will take the house. Sadly, they could have achieved that same payment reduction by reducing my interest rate to 3% -- and done so years ago before I started depleting assets and piling on debt. THAT would have truly offered me HOPE of remaining in my home. I declined their offer. Enough is enough.

    Customer service for Home Equity line of credit is a joke (non-existent), but no one is laughing. Customer calls are not returned, you are ignored, pushed aside and blown off. It doesn't matter that your questions remain unanswered. It doesn't matter that your case is transferred to another person who also will not return your calls. Their claim of "customer care" is hogwash. They don't care, they lie on the phone stating they care, but they don't. All they care about is getting your money, through fees or interest or whatever. My advice is stay away and save yourself the headache (and stomach ache).

    I have jumped thru all the hoops for a IRRRL - VA refinance and supplied all the required information in a expedite and timely manner only to be told I would close that week. I was told this for three week and I am working on week four. Per the VA-IRRRL I had the option to refinance and add up to $6000.00 for energy upgrades. Once again I did everything in an expedite and timely manner and have been jerked around, transferred, been told I'd be called back and then ignored and basically treated very poorly. Why is this bank allowed to practice in the banking industry? I surely can't explain and I doubt they can give a timely and correct answer. Bank and borrow from someone else and save yourself the headache and waste of time provided by Wells Fargo bank. Not much else was provided from them except heartburn.......Run the other way.

    I was working, spent 10 years with a company that decided to go south to Mexico and as such, I had to find a new job, took a big pay cut with it. We got a couple months behind, until such time as we could rework our budget. We were about 10 years into our loan and had about 80K in equity built into the house. We had applied for a loan modification 4 times, been denied for we make too much money, make too little money, did not get our documents in on time, documents were missing. Every time I sent documents by fax to WF, I would call two days later, to ensure that all the documents sent were received.

    We attended a mortgage workshop locally sponsored by several mortgage companies and banks. The CSR we spoke, we explained that all we really wanted to do was add the two payments that we were behind, to the back end of the loan, changing nothing else. We had been told so many times that WF has done that many times in the past. The CSR we spoke with pulled up our file and told us that our mortgage was through Freddie Mac and he was going to submit our request to them. Two weeks later, I had a loan modification approval letter, whereby we were to make three monthly payments and upon completion, our loan "will be permanently modified. "I immediately called and accepted the offer. The CSR I spoke with said that the payment they had just received would be the first of three required payments. I had been filling out a contact sheet for every phone call I made, listing date, phone number, time and name of the CSR and what was discussed and resolved. Plus I kept copies of my phone bill, showing the same information.

    The three required payments were made, I was calling every two weeks or so, to ensure that WF had received payments and that they were being posted to our account. Everytime I called, I was getting a different person. Fourth month, no paperwork received, I called, different CSR again. Was told loan file was in front of loan approval committee. Told the CSR that my loan was already approved by Freddie Mac, was told that this was standard procedure. Fortunately, had made copies of the payment slips, used one to make 4th payment. Same routine for 5th month.

    After 5th payment, received phone call from WF, requesting a cash payment of $6400. When asked where this was coming from, was told that it was a request from Freddie Mac, that WF had a letter stating the request. Asked for a copy of that letter, never received. Told WF that I needed a letter, listing the address, account number, and amount and a time period to make this payment. Never received. Meantime, I'm calling Freddie Mac, questioning the $6400 payment. FM told me that they do not police what their servers do, that they can do almost anything. After the 5th month, just before Christmas, 2012, we received a letter from wf, stating the our LM request had been pulled from consideration at OUR REQUEST!!!! BS!!!! After almost 5 years and suffering the indignation of WF poking through of finances and questioning every expense and after finally having a LM approval, we would ask that it be pulled.

    WF sent us a letter stating that our house would be put up for foreclosure sale, after a court date that we were not notified about. I have written to the local law firm that was representing WF, that their client was misleading them in that we had a LM approval and that we had fulfilled all the requirement required of us. If we had known the date of the court action, we would have been there with our LM approval letter, that our mortgage was owned by Freddie Mac and not by WF and has such WF cannot foreclose on it without Freddie Mac's approval.

    I contacted our Congressional Senator who is very active in the VA, who started a congressional investigation. Almost immediately, I had WF calling me, asking me what they can do for me. I was speaking with the executive assistant to the President of WF. She told me that WF does not modify loans by just adding the missing payments to the back of the loan. The foreclosure sale was cancelled by the sheriff dept. and we got an attorney. We have a new loan, payment went up by $75 a month, interest rate went up by two percent and our loan went from 30 years to 40 years.

    I have been doing a lot of research on the internet and I learned a lot from our attorney. For every payment that WF receives, they get to keep 2%. But once your loan is 30 days in default, they get to keep 18%. THEY WANT YOUR LOAN IN DEFAULT, THEY EARN MORE $$$$$$$. Plus they can steal your payment by saying it's for attorney fees and as such they do not have to credit your account that payment. Recent court action has WF claiming that the LM approval letter is not a binding agreement, in that it was a form letter and did not have a signature. Court rejected that argument, stating that the home owner is lead to believe that the offer is a valid offer and as such it is binding. By WF reneging on the offer, it is called breach of contract. Action is coming soon, against WF for grand theft (they kept the five trial period payments) and breach of contract, against Freddie Mac in that they do not exercise control over their servers and as such are also responsible for their conduct and against the local WF law firm in that they were made aware of the loan approval letter and did not further investigate the situation, thereby stopping the foreclosure sale court date.

    Accurate simple - I was 2 months behind .The WF rep said make the payments within 3 days. I did and then mailed the current payment, just to have it rejected? Then WF kept the 2 payments in suspense for almost 16 months and reported me late for each of those months. WF refused to credit the account nor return the 2 payment or accept any additional payments. Instead of addressing why they did that, they ran me around for 6 more months trying to qualify me for help, HARP?

    It Became so stressful I assigned a family member to deal with WF. I ended up agreeing to pay all of these late fees and other fees that they tacked on the back of the loan. I just have not been the same, broken. Those who do not believe I have witness in the family member who is a well trained realtor and an honest person with a great reputation. Of course Wells Fargo did not know he was in the business. With little hope I write these words. Hope for better banking regulations and stiffer penalties.

    I had a mortgage through WF that I tried to have modified when my husband was injured and could no longer work. WF took too long to approve (we did make all our trial period payments on time). I was offered a job in another location and decided that I would have to lose my home to foreclosure. The foreclosure was closed in 2010 and was done by a "Deed in Leiu" which means there isn't a deficiency. After trying to build up my credit again and try to buy a home we could afford, I was told by a loan company that everything looked good. When the underwriter got the paper work for approval, she stated she would need a letter from WF, it was to be a "Written release of liability for any Deficiency".

    After contacting several CSR's at Wells Fargo and told I had a zero balance, I was told that they would not write a letter stating I have a zero balance and therefore my loan approval was denied. I don't understand why WF is still allowed to do business in this country. I feel after reading all these complaints that we have no where to turn and that no one is going to help us. The Independent Foreclosure Review did send some money but I am sure that the whole reason they did it was to get most of the money from the settlement for themselves, because I have not seen anything in the settlement agreement being followed by the banks. Sometimes I am reduced to tears because of our situation but I think the fact that WF does this to consumers is what helps them sleep at night.

    July 2 put our house up for sale. July 6 received a full price offer (we thought was nuts). July 9 home inspection (crazy fast). July 11 home appraisal (maybe these folks are serious?) July 14 filled out online application for home mortgage. July 15 stopped into branch to speak with "our" mortgage guy (MG), who'd handled the refinancing of our then current mortgage, about pre-qualifying for new mortgage. He wasn't in, but I have the Google Voice and/or email from him acknowledging missing me & giving me the normal list of documents we'd need. July 17 my husband and I had an appointment to see MG. I had ALL the copies, neatly put together, in order of his list. MG verified everything. Good there.

    So we explain our situation as follows. Closing on current (now old) house Aug. 5. My husband was actively looking to leave the area in order to receive a promotion. The plan was for me to take our two disabled children (no we do not receive any government/extra support for them, we take care of our own) and move to Texas to establish a permanent family home in a nicer climate. My husband's new job will have him traveling at least half the time and we chose this route rather than live in some high-priced location under the constant change of him coming and going (which isn't good for the children). He would rent a room, which he secured something acceptable for $550/month. We would look for a mortgage of originally $80,000, but our MG told us we'd "get a better rate" if only we went above $100,000.

    All this would keep our combined rent and mortgage well below what we had been paying for the past 7 years. We have a son, newly off to college, and though there are scholarships, there's still travel and other expenses. Then, with the new job, there was a $15,000 raise/year. We have paid cash for our cars, and do not carry credit card balances. Our credit scores are over 800. By all accounts, we have been responsible and as careful as we can. The new house will have 20% down, and I'm paying cash to have all the yucky carpet replaced with tile. The new 15 year old, 1600 sq ft house was appraised $10 grand over the sale price. I will have a $102,000 mortgage....if we ever close! The home we are purchasing was clear of any mortgage or lean. Our accepted offer was on August 28 off a WF pre-approval. Closing was set for Sept. 22.

    On Sept. 10 our MG said closing would have to be put off until at least October 6. We said we needed it sooner. I asked for Sept 29 so I could have the tile installed and set in order to be ready for our 110 year old piano to be delivered on time mid-Oct., without causing more issues with the transportation company and costing more money. MG threw a fit, and thereafter we have been unable to confirm a closing date. At one point our WF liaison with the underwriters told us we were good for Sept 26. So we amended the sales agreement. Two days later my insurance agent informed me the bank told her it was Sept 29. We have asked for confirmation, and received nothing. No answer. Neither MG nor the liaison will tell us! So, I am living with my kids at my parent's home. My husband has been renting an apartment until his change of duty station is complete (Oct 6). We have had to give, of course, explanation of where the children and I have been staying, why we have our WF mail sent here.

    My husband has had to give multiple emails, leases, and signed statements for his living arrangements, not only the current ones, but the room (not apartment, room) he will be renting starting next month. He has forwarded all the correspondence from discussing the leases and new job, including the actual job offer. Then, Wells Fargo declined our loan? Why? Because, since my husband will be traveling and only renting a room, his room will be the first residence. I do not count because I stay home and homeschool our children. I also volunteer for several non-profits and foster dogs, but that's beside the point. I don't make money. So, they rewrote the loan, removing my name, yep, and made our home the "vacation home". Don't be insulted, MG says. Back and forth, back and forth. They want written salary verification on the new position. Personnel Action won't be cut until my husband actually starts.

    The HR department verbally and on letterhead testifies my husband has the position. WF didn't accept it. So my husband had to ask his new boss, whom he's never met, if she would take a phone call from the bank and verify she approved his hiring. She also sent his information to another department and asked them to send a written confirmation of his employment. We are still waiting to see if that was enough. How great it was for my husband to go to his new boss and tell her his personal business, and ask if his bank can call her because her HR department wasn't enough! WF wants a signed lease for the rental room; except, my husband isn't there yet. He has forwarded the emails outlining the arrangement, given the new landlord's contact number. Nope, not enough.

    They think it's strange my husband is going to rent a room he hasn't seen. He doesn't care. The price is right, it's near the train. He's going to be gone most of the time. So, my husband had to contact his new landlord and ask for a signed lease now before the guy has even gotten the deposit. He totally thought my husband was pulling something, and we are worried he's going to back out now. Speaking of backing out...how about those sellers of mine? What are they going to do with us if I have to ask to change closing again?!?!!!! My realtor called yesterday to tell me the title company called him because the bank has yet to confirm if the appraisal meets their standards. The appraisal was done September 8; I got my copies a week-and-a-half ago.

    There are so many things, like our MG sent us paperwork, but to the old house, the one we sold. The paperwork is signed in ink by him, dated Sept 10, postmarked Sept 12. Fifteen (15) pages folded and stuffed into a regular window envelope! It had been severely torn, opened, and secured with a rubber band when I received it this past Monday Sept 22. Our personal information!!! The paperwork stated it needed to be signed and returned to the underwriters at least 5 days before closing which would have been Monday, September 22. When asked, MG emails: "The bank has everything they need. Those papers are FYI only." But then they hit us yesterday afternoon with they need more employment information. Today was the lease on the room.

    Every step has been painful. From the first POA the bank made us do, which was childish compared to the one that the title company asked for us to replace the first. Oh, and the bank reportedly told the title company that though I was supposed to sign for my husband (hence the POA), I wouldn't be at closing and there would need to be a POA for me too. HUH? We've emailed two copies of the old house closing paperwork, along with deposited the check into our WF account. Our two past WF mortgage accounts say online "PAID IN FULL". But they still ask us to explain what we are doing with the property they readily refer to as the house we sold. They want to know "exactly" how much my husband will be traveling, which no one can say. Somewhere between two and three weeks a month. "But how much exactly is that?"

    To those of you who think just because you have great credit, secure job, good people, low or no other debt, want to live well within your means, with secure intentions to improve the property after putting 20% down, that you'll be the client Wells Fargo wants... well, think again. We've never defaulted, I've actually paid all my loans off in advance (bad news for lenders, cheats them out of interest). We save and plan for our big purchases, and stay as close to possible to our budget. Credit cards are paid OFF every month. Things are very carefully and accurately accounted for each month (I used to be a bookkeeper). Wells Fargo has made us feel like we are the worst of human kind. And now I see there are sooooooo many reviews out here of folks in the same spot. We should start a support group!

    I have used Wells Fargo for about 5 years and have made payments on time and added to my payment to reduce the end amount. I'm about to transition out of the Military and was on a training operation. During this time I have had minimal access to a phone. Their system did not automatically draft the money I had set aside by military allotment. After I finally receive a notification a month later that they did not pull my payment, I was met with an excessively abrasive customer service representative that hung up the phone when I asked for a supervisor. When I was finally able to have the payment fixed, they then put it as a missed payment on my credit report. Two months later I am now transitioning out of the military and attempting to buy a new house for my job and I cannot due to my record. The only answer that Wells Fargo will give me is that I should have made my payment in time and that I took advantage of their "good faith". I can't say what company I would use next but I'm certainly never going to use Wells Fargo for any business ever again.

    I have a mortgage loan with Wells Fargo Home Mortgage. When I got the loan it was through another lender. Well now that I have Wells Fargo my loan has been ballooning. I have been trying for 3-5 years to do a modification and they keep procrastinating... WHATS GOING ON????? I had to file bankruptcy with my daughter's help. Was paying both the bankruptcy and the loan... $3,000 a month. Hello, I fell behind because I could not pay and now I was paying double. I lost my job, fell behind on my bills. My daughter and her husband were helping me out but $3,000 a month was ridiculous. Bankruptcy was dismissed because I could not pay it any longer... Filed in 2013 have been paying my mortgage since then but after a year I started dealing with Fargo for a loan modification and 3 months into it and I am still trying to get an answer. Something that should take 1-2 weeks has taken 3 months. I mean really. Is there anyone else going through this? Who do we complain to that will actually help?

    Well here's the latest since 9/9/14. Worked with a "Home Perservation Specialist (HSP). located in Arizona. Sent in various paper work, which was reviewed by their underwriters. Today received a phone call that unfortunately, they don't have any options to help me. Seeing that the taxes in E.O. are so high, the home is too expensive for me, (sigh). So waiting to see what the VA will do. Wish me luck.

    Have a veteran’s home loan that started in April, 2012. Property taxes in East Orange, NJ high. Mortgage increased because escrow account was always short. Couldn't make May & June payment for 2014. Contacted VA & WF in April. VA had no solution for me. WF gave a forbearance that began on 7/1 was to end 1/15. Made 2 payments. Made payment on 9/2, payment was returned on 9/5 & I was told there is no longer a forbearance, no prior notice from WF. So now I'm behind 3 months!!!

    Flood insurance was already in place when Wells Fargo acquired my mortgage. The policy was replaced with one from Assurant Insurance. The coverage was not equal to what I had. As luck would have it there was a flood in April 2014 and that was when the discrepancies were discovered. I believe this has also happened in Florida with a company called QBE. I believe Wells Fargo should be held responsible for all the expenses paid that were not covered by the insurance.

    I have my mortgage loan w/ Wells Fargo - it was bought by them from another company - problem is, when you go in to any WF bank, there is seldom anyone there who can answer your questions!!! I work all week, and went to 3 WF banks yesterday, not one of them had a loan officer available!! I quit banking at WF years ago due to poor customer service and now am stuck again!! I will try getting my loan established elsewhere, this is very frustrating and uncaring on their part!!

    Well Fargo is my loan servicer on my FHA Loan. My loan # is ** @ address: **. Kathy ** and Mary ** are listed as borrowers on this mortgage. I have been attempting to do a short sale on my condominium unit referenced above. It has been a year and the condo has been under contract for sale 3 times. Wells Fargo has majorly mishandled all 3 of these short sales which caused all 3 of my buyers to back out. Wells Fargo's mishandling involved stalling tactics, intentionally not following through with procedures that would complete the file and withholding information to HUD. My lawyer has plenty of evidence to back this up. On the last short sale, we were approved by HUD for a pre-foreclosure short sale. My condo had a lien on it for unpaid HOA dues. An allowable expense that HUD pays for is past due HOA dues.

    We thought that we were getting close to closing on this last short sale and my lawyer submitted all of the documentation to Wells Fargo regarding the past due HOA dues to submit to HUD so that we can close. Wells Fargo intentionally did not submit the information to HUD and they closed the file. We have lots of evidence to point the finger at Wells Fargo. They were most likely stalling to get junk fees and intentionally mishandling our file knowing that they will make more $ out of the foreclosure on our place. I know several other people that have had FHA loans and this exact same thing has happened to them. Wells Fargo is intentionally causing HUD to lose money and harming the consumer greatly.

    Two + years ago, I tried to short sale my home; I had to move for employment. Wells Fargo said no. Tried to Refinance - Wells Fargo said no. Waited for foreclosure. It still hasn't happened. Tried again to short sale because house prices have rebounded a little. Worked with WF agent over months. Agent told me over the phone everything was a go. Three months later, I called WF only to find out that there must have been a paper missing from the documents. So I guess the agent was just telling me a lie. I tried getting an attorney, a broker and real estate agent to sell the house. That didn't work either because there seem to always be a missing paper from a necessary document or WF didn't get the fax. I am getting sued from the city the house is in for graffiti, dead law, dead trees and have been warned by the city they will take any state refund from my taxes to pay the bill. Seems there is nothing I can do. And calling gets me nowhere, just a sarcastic CSR basically laughing at me.

    I have AN Equity Loan and Mortgage. Bills come from Wells Fargo Home Mortgage... I pay Wells Fargo Home Mortgage... 2 Separate account numbers, and did I mention WELLS FARGO HOME MORTGAGE...Unable to add my Equity Loan onto my WELLS FARGO HOME MORTGAGE ACCOUNT to pay monthly ONLINE. Bankers at Rancho Santa Margarita could not help - NO CLUE. Called HOME MORTGAGE DEPT and was told I had nothing to do with Wells Fargo HOME MORTGAGE. Gave me a Wells Fargo Home Mortgage phone # to call. It appears after they got the buyout, The Equity Loan is still Wachovia. THE ONLY WAY TO PAY IT is Take it in to the ineffective WF Branch, Mail it and pray it does not get lost... OR TRY and I repeat TRY and call the phone number they gave me and pay over the phone. WTH!!! In a computer age I go backwards. HOW DO I GET ANOTHER LENDER and dump the racket that is WELLS FARGO!!!

    After faithfully paying this mortgage (4.62%), never late, never missed, 807 credit score, we were offered a refinancing option that was fraudulent in its nature. 1st, the rate changes everyday-- initially was 3.61%, then when I called, it went up to 3.789 bringing the monthly payment in higher than what we are paying now. The logoed letter also had no mention of over $3000 in closing costs which included $895 in lender fees, title ins & appraisal fees of $1943. I am a customer of this bank for over 43 years (their documentation). Ostensibly, I think this bank should be honest and upright with their offerings, as well as their customers.

    I wish I had done a little research before TRYING to purchase a home with WF. We have our current mortgage with them and have never had any issues. This would have been our 4th time to purchase a home and we have never had one single issue closing. My main issue is that NO ONE WILL ANSWER THE PHONE. From the beginning they made mistakes. Gross mistakes. They faxed my entire bank statement to an unattended fax machine at an office for numerous people to see and when I confronted them about it they said they would look into it.

    Weeks later and many angry phone calls and still no answer. 4 times they sent over closing documents to the title company that were not correct. They calculated a 30 year loan with the payment of a 15 year loan! They promised credits that were not given (for the lack of communication that I complained about). They waited until 4pm the day before closing to tell me that the amount I needed to bring to closing was $27k more than what I was originally told. They forgot to have me sign something and this document canceled closing for the 3rd time. At this, I backed out. It cost me my earnest money plus the money I had spent on the appraisal, survey and inspection. It is terrible for the sellers who now do not have a buyer and have already moved out. It is terrible for the realtor who worked very hard and now does not have a sale. Wells Fargo is completely inept and I cannot understand how this information is not more widely known.

    Wells Fargo is a horrible bank!!!! We are now being foreclosed on our home because of them!! My husband retired after 20 years in USN and called to see about a loan modification due to his unemployment. By the way we had never missed a payment on anything!!! They told us we can't help you until you miss 3 payments on your mortgage. This by far was not our plan because we had never just not paid our bills. They said call back in 3 months. Then turned down to even apply for a loan modification because he was unemployed and in the state of fl you can't draw unemployment if you draw a pension of any kind. I have tried everything before filing for bankruptcy but nothing worked. They said they can't do anything because they are going to get their money regardless from the VA. I'm disgusted and really disgusted when they did approve a loan mod 2 years later at 38,000 over the amount we owed. My house will never be worth that so moving tomorrow. They are by far a horrible bank to deal with and I hope they sleep well at night considering all the people losing their houses who try everything to keep it.

    I was divorced in 2009, and in the divorce settlement ex- husband was supposed to refinance the house or sell the house in divorce. Ex husband applied for a loan modification. I was told by Wells Fargo in 2012 that I would not be part of this loan modification and should sign off on the deed/title so they could rewrite the loan modification in ex-husband's name. So I signed a quit claim deed at their direction. I was in contact with Wells Fargo all the time on the phone throughout this process. We were both told that if he reapplied for this loan modification, that I would be removed from the loan. When he re-applied in April 2014 I called Wells Fargo to get the status of the loan. Wells Fargo said I am still going to be responsible for a 30 year loan. I signed the quit claim deed at their direction and have signed no documents since then.

    On January 2014, I made an offer for a property in Henderson, Nevada thru my broker. This was a short sell and the bank who own the rights on the property sold the rights to Wells Fargo. I got contra offer from Wells Fargo to my original bid from January 2014 and I intimidate submitted some paperwork showing the work that should be done on the property. The property was vandalized and needs a lot of repair. Wells Fargo DID not came back with a reasonable offer to take into account the repairs and the expenses that I have to pay left from last owner but after six month came back with a price that exceed the last price that similar property was sold lately on the same complex. I think Wells Fargo show itself as arrogant and selfish buying properties under market price and try to maximize the profit as much as he can.

    WF is our current mortgage holder since 2009. My husband and I applied for a refinance on the mortgage on 06/16/2014. As of today, 08/06/14, we don't have a resolution or close date. We were told on the initial date of application that we met the income and credit score requirement, in which we knew that wouldn't be a problem. Since then, there has been little to no contact. Whenever I get an update, it's when I've called and seldom get an answer. Our loan was locked for 60 days beginning 06/17/14. I was told if we don't close by 08/18/14, we will have to start all over and lose the low rate that we got. The customer service is very, very poor. They don't seem to be trained to handle the job they're trying to do. I even spoke to an Executive complaint representative. She was no better. The one thing she could or would tell me is that they appreciate the feedback so they can make it better, no resolution. I am a Realtor and have closed many transactions. This is the first with WF since they closed their local office. I WOULD NOT RECOMMEND ANYONE TO FINANCE OR REFI WITH THEM. They are horrible. I only ranked them a 1 star because there was nothing lower.

    Wells Fargo currently holds our mortgage, as well as a home-equity loan (since 2002). I applied for refinancing at the end of May, and was told that I was required to get an appraisal and pay $500 upfront. I should have taken that as a bad sign, but I went ahead paid for an appraisal. Loads of paperwork requested, lost paperwork by WF along the way, the lock-in rate has expired. It's been over 2 1/2 months, and I still haven't closed on my loan. Loan representatives (unprofessional clerks) do not respond to emails/phone calls. I'm still waiting to hear back from them.

    My husband and I lost our jobs in 2005 and we have been thru it all with WF HM lies and fraud... claims of missing documents sent to WF certified and lies surrounding loan modifications...

    If any of you have applied for loans (equity refi) and you have not heard from WF, take it as a sign... An opportunity to side step stress, fraud and the runaround.

    For those under the threat of foreclosure...do a title/deed search of your property. See who the home is deeded to. In my state, a bank has 90 days (from the loan closure date) to file papers to claim the house. If the bank misses this 90-day window, they cannot backdate these documents. The bank may not have this instrument so they use stall/delay tactics, so you are terrorized into leaving your home. Start with the deed, do a search...find support and stress management techniques. Be prepared for BS paper work from local attys but STAY IN YOUR HOMES!!!!!

    When my fiance came off of a 8-year active duty stint in the United States Coast Guard, he had a difficult time finding a job (like many veterans). Finally, a year and a half of being unemployed came to an end, as he was offered a job; unfortunately, this job ended up being 2 hours from our home. Rewind to the origin of the issue:

    WF overestimated (doubled!) our taxes. Of course, we submitted a letter from our tax assessor stating that taxes hadn't changed, but in true WF fashion, it took them 5 months to correct this issue. Until the issue was corrected, we were charged late fees for "partial" payments, that were actually correct full payments. It was at this time that we began to receive letters stating that because my fiance is a veteran and he had a VA loan, he had a myriad of payment options. This just happened to coincide with us needing to move, rent a house and continue paying the mortgage (paying for two homes!). So, my fiance called WF and they explained all of the details of a one-time payment waiver/deferral, which would increase his subsequent 6 payments by $500 (he finished paying this plan 2 months early.)

    Well, wouldn't you know it, WF NEVER waived a single payment for him. They simply applied each payment made to the previous month. So, when it came time to make what he thought was the January payment on January 9th (within his 15-day grace period), WF decided to mark his PERFECT credit with a 30-day late delinquency.

    I've written a registered letter to the "Office of Executive Disputes." I've written a registered letter and email to Mike Heid, President of WF Home Mortgage, I've written a registered letter and email to John Stumpf, CEO and President of WF and I've played phone tag and fought with 2 different young ladies in their "Executive" Customer Service division. They've all done the exact same thing - NOTHING.

    Wells Fargo clearly mislead my fiance with their mailings preying on young veterans in need of actual payment assistance. Wells Fargo further intentionally left out critical details of their "payment arrangements" saying that they were waiving a payment, which apparently was never part of the arrangement. Thoughtless, careless and reckless - SHAME on you, Wells Fargo. A soon-to-be married couple with an income in the mid-six figures, both with credit scores in the high 600's, one being a veteran, still active in the reserves and continuing his service as a law enforcement officer who cannot get approved for a mortgage at the highest rate because of YOUR dishonesty.

    These folks, I guess, are earning-while-they-learn. I have been applying for a home loan. I have the assets to buy the blasted thing for cash but would rather have my funds working. The trainees, that is all I can think of calling them, keep asking for more info. They have 2 yrs tax returns, all accounts I have. Well, they did not ask for DNA yet but I'm waiting and have some Band-aids just in case. I refied another property about 8 mos. ago and no problem. Oh, it was not with Wells. It was with my credit union. They did not keep coming back for details about deposits or checks written or copies of cashed checks.

    I went with Wells as I have a brokerage acct with their financial end. Thought that since I was dealing with part of the family, it would be easy. Was told, when I was too far in, that there is no such thing as loyalty at Wells. That I have the brokerage acct means nada to the mortgage folks. I could have had the money buried under an oak tree for all they cared and they told me so. Wells looks on brand loyalty as so long as they get money from you, they like you. If you ask for a loan, never heard of you. Advice: try a credit union. Quick, uncomplicated, competent staff and they do have a sense of loyalty.

    On 03/20/14, our furnace caught fire. We were lucky because nobody was hurt & we didn't lose anything that can't be replaced. Once I received the insurance check, I forwarded that & everything else that Wells Fargo asked for. They have had this money since the beginning of May. Every time I call, I speak to a different person. And nobody's story ever matches what all the others have told me.

    The first problem was when they kept denying my paperwork because my co-borrower didn't sign. Never mind the fact that my co-borrower is my dad, who passed away in 2010. Never mind the fact that I sent everything to them at the time of his death, or that my bills come addressed to my name, followed by his name (deceased). So obviously, one division KNOWS that he is deceased. But that doesn't matter! They still wanted me to send in 3 different forms showing that he was, indeed, dead. Even after I explained that ALL of my stuff was at a cleaning company!

    After finally getting what they wanted, my paperwork was STILL denied. So, whenever I would call, the latest lucky person I spoke to would issue a request to some other (yet undefined) department, explaining the circumstances & asking that the paperwork be accepted. And they would still deny those requests. I have never been so mad in my life. Because who doesn't love rehashing the fact that their beloved father is dead to strangers on a daily basis? Never mind the fact that our lives are totally uprooted, either. And then to call & hear over & over that the requests were denied..... infuriating! What kind of idiots expect a dead man to sign their paperwork? I even offered to take them on a field trip to his grave. Maybe if they went there & asked nicely, he'd climb out & sign their ** paperwork! Upon the realization that I was dealing with nothing but idiots, I decided to email the president of Wells Fargo.

    After a week or two, I received a call from a member of the Customer Care and Recovery Group. She asked me to explain everything & told me she was going to investigate; which would take about a week. After a week, she called & said it was taking longer than expected. The process with her took about 3 weeks total. She informed me that the company had been concerned about us doing the work ourselves, considering how much electrical work had to be done. Why was she the first one to bring this up? Why did nobody from the Property Loss Division just ask me? I told her that we had a licensed electrician ready to go. So then, of course, they expected him to fill out paperwork for me to send in. So I had him do this & I sent the paperwork in. The representative from the Customer Care & Recovery Group felt that things were resolved & she closed her case. But she told me I could contact her if I had any more problems.

    On 07/18, I went on the website to upload the final document from my electrician. On that day, I saw a message: "1st check processed and mailed within 4 days." I had never seen that before, so I actually felt optimistic. Silly me! Now here I sit, 14 days later.... and the same message is still on the website. I called the CC&RG lady back yesterday & left a message about what was (or should I say WASN'T) happening. I called the Property Loss Division about 30 minutes ago, informed them of the message, and asked why I hadn't received anything yet. The lady I spoke to today submitted a request for the first draw to be released. And she said that should take 2-3 business days. Yeah right.

    I got laid off in January of 2014, so I couldn't afford my house anymore. I started Short Sale proceedings in February. It is now August, 7 months later & the bank is still screwing around. The first 6 months, I was bullied by Wells Fargo to get documents in ASAP. They kept telling me if I didn't get what they requested, that they would stop the process. I had to write 3 hardship telling them that I was unemployed. I also had to write a letter detailing the expenses that I was paying & somehow they got 'unemployment payment' confused as being 'disability payment' & were requesting another letter.

    After jumping thru all their hoops, in the 6th month we found out that the negotiator at Wells Fargo had my documents going to another email account that she didn't check regularly. So, all the bullying was because an incompetent negotiator couldn't figure out how to link the 2nd email account to her main account so she would be alerted when documents were sent. I had to send the same documents multiple times. Then was told that the Wells Fargo account couldn't understand the Unemployment Deposit Statements nor could he figure out where the UI benefits were deposited into my Bank Account even though the deposit clearly showed "Deposit from the GA Dept of Labor" for the amount that I was receiving after taxes per my Disbursement Letter from the GA Dept of Labor.

    Now, we are in the 7th month with a new negotiator at Wells Fargo. Now, I'm being told that Wells Fargo isn't standing up to the original guidelines that were setup in the 1st 6 months & they are requesting an unemployed, savings almost depleted person to come up with $3000 to go towards the 2nd lien. In the first 6 months contract, the agreement was that I would pay $140.96 & the $3000 incentive would be negated. So, now we have to go to the 2nd Lien & ask for extra help & they are requesting the Banks payment guidelines to see why Wells Fargo is being such a **.

    I was under so much bullying stress in the first 6 months that I'm over mortgages in general & will NEVER do business with Wells Fargo again. So, the next step is Foreclosure. I tried to play their game, but I am being totally screwed. I was always on time with my mortgage & this is the stress that I get. There should be something stated that banks cannot bully & threaten. I've already got the stress of finding a new job to survive that fighting with Wells Fargo is not an additional stress that I need. Stay clear of Wells Fargo Mortgages... They suck when it comes to Short Sales if you ever end up with a Hardship that is outside of your control!!!

    We have a second mortgage at Wells Fargo and we were told that we "make too much" to be considered for any assistance with refinancing our loan. We pay 12.5% interest on our second mortgage. This is outrageous as my husband and I both have credit scores in the high 800's. We took out the 2nd mortgage during the real estate boom and are paying the price. Our house is underwater by about $25,000.00 because of this second mortgage and Wells Fargo doesn't care at all because we make too much to qualify for anything (even if we stopped paying them).

    I'm not sorry now that I have worked hard and paid my bills on time all of my life. It seems like Wells Fargo only wants to help people who make all of the wrong choices with their finances. I do know one thing, I will never work with Wells Fargo again, I will tell everyone I know to not to do business with them & I will post as many comments as possible about how they are a terrible company with no human compassion.
