We have only been with SLS for a month now and so far it's been the worst experience I've ever had with a loan company. Immediately they sent us a letter that said we didn't have home owner's insurance and that they were going to bill us for theirs. Well we have home owner's insurance with USAA. I called them and found out they got notification that we had it as well. But why couldn't they just call our insurance company before they sent us a notice we had to worry about? Then on another day I had to call customer service about something else and found them to be rude and incompetent. I'm very unhappy with my experience thus far.

My loan was sold by BofA to SLS. From day one of not being able to receive a monthly statement unless I send in a written request to receiving a default notice when I have not missed any payments. I call and get transferred to different people. Customer service is not competent or the information they have is not up to date. I was told I had funds that had not yet been applied to my account. This company has poor accounting. I was told to disregard the notice I received and was told they did not know why it was sent out. This is the worst company I have ever had to deal with. I was also told I could log on to their site to view all of their accounting and application of funds to my account. I am all in for a class action.

I had a mortgage with BOA that was sold to SLS in April of 2014. First of all, SLS posted an illegal fee of $115.00 for a Broker Price Opinion, which was never done on my property. Thereafter, I received another bill from them stating that I owed them an additional $20,000.00 in deferred property taxes (I'm disabled and according to the Harris County Taxing Authority, I have the right to defer all of my property taxes until I either sell the house or die). I filed all of the appropriate affidavits, and my disability exemption and tax deferral were granted by Harris County. This was fine with BOA, but when SLS saw that there were outstanding taxes, they smelled blood in the water.
By the way, the $20,000.00 was an incorrect amount, because SLS was not just demanding taxes that were due an owing, but taxes that weren't due for another six months. I then discovered that at the same time they were demanding payment from me, they had contacted the Harris County Tax Assessor and demanded that they be refunded in full, which they were. I also found out that when they received the refund from the Tax Assessor, they refused it and said they would collect it from me. I have read in many posts about people who tried in vain to work out some type of payment plan with SLS over a number of years, only to have their homes foreclosed on. My husband and I fell two payments behind on our mortgage because of hardship reasons. I'm self-employed and my husband is disabled. Until he gets his surgery he should be able to go back to work but we have been threatened with foreclosure since we became a month behind starting with Bank of America who sold the loan (so they say) to SLS (LLC). We became 2months behind because of no medical insurance for our meds. I have Connective tissue disease but still work. My husband has scoliosis and Cannot stand up straight. We just got our medical insurance (over $20,000 worth of hospital bills later). The thing is SLS is trying to tell us we can't make 1 payment. We have to pay the entire amount in order to pay online directly to SLS. We have to go to MoneyGram or western union to pay $9.95 to $12.95 extra to send it and we have to go to our bank and withdraw $1,125.36 take it to MoneyGram or western union to pay on our loan.
The last letter we received from Bank of America was stating we were in default because they had not received January, February, March, April 2015 payments which was not true. I have our bank statements with all payments except February and I realize that payment wasn't paid because my husband forgot to pay it. I went online to look up my account because SLS doesn't send out any statements which I don't understand! Our Mortgage payments were $756.89 until we were late making a property tax payment. It wasn't in default or anything, we was just late and that was because of our hardships and there was no way we weren't going to pay it but Bank of America added it to our Mortgage as well as our house insurance.
We have never received a statement about how much the property tax has been a year or the house insurance. The amount just kept changing. Why? I don't know. Property tax had never been much more than $1,200 a year but close to $400 a month was added to the mortgage payment. We don't understand what's going on. I had to help take care of my mother also who passed away in 2013. That didn't help me financially either. We don't know what to do. SLS said they received a payment in May 2015 and the next payment is due April 2015. That doesn't make sense when April comes before May! They are behaving like they want us to default on our loan. I don't trust them or Bank of America. We first got our loan through Country Wide then it went to Bank of America now to LLC (SLS) and all of them has bad business practices! Need Help Bad!

They bought my loan from another company. Now 90 days I have sent them payments and have bank records, also 3 letters asking for statement to be sent to me. This should be part of any loan agreement. They have not complied, giving me the runaround. Now I shall consult a LAWYER AND TAKE ACTION AGAINST THEM. THEY ARE IN DEFAULT OF A BINDING AGREEMENT AND LAW.

I also "inherited" this mortgage company when B of A sold off my loan to SLS last December. I set up online transfer info and made all payments in full and on time for January, February, March, April, and May. Something happened on Specialized Loan Servicing's website and my bank account number was changed sometime between my April and May payments. I DID NOT DO THIS. So my on-time payment on May 1st was kicked back. Customer service was first incompetent and then rude when I called to discuss this issue. After getting bounced around to this person and that person, they would not assist me, instead telling me I had to write to their headquarters and request they look into it. I wanted it fixed when I called. I did not need a writing assignment to take my time to point out a flaw in their system and then have to wait who knows how long for a response.
The entire interaction was handled so poorly that I decided I would not do business with this company and requested a loan payoff. I got the payoff notice in early June and paid the loan in full by the June 15 due date for June's payment, including all accrued interest to payoff receipt date. SLS confirmed receipt of wire-transferred funds into their bank account with Wells Fargo in San Francisco by June 15. I received a call from an SLS representative saying I had not paid the entire amount on the payoff statement. I said of course not because I did not owe interest to July 1 as they demanded since the loan was paid in full by June 15. SLS also added a late fee for June because they "assumed I would pay it late." The SLS rep was so dim-witted that he did not get that I don't have to pay interest after the loan was liquidated. And I don't have to pay a late fee for a payment that was not late.
Next thing I know, they downgraded my payment status from always on time to not more than two months late. I have a high 800 credit score. I do not pay my bills late! Now I have received a letter from them stating that they are initiating foreclosure proceedings! On a loan that does not even exist anymore. OMG, can they be any more incompetent? What do you bet I have a dickens of a time getting their lien off my title? I think a class action lawsuit is very much in order. They need to be put out of business and fined heavily for such egregious business practices. If I was John Beggins, CEO, I would be embarrassed to death.

ETrade sold my loan to them. From my first phone call to them I knew this was a very shady business. They won't send me a monthly invoice of what I owe. I was told I have to call every month to find out what I owe. That's ridiculous. So of course my first payment was late since I had no idea when it was due and how much I owed. And they required 2 payments, too. I see this scam in most every posting on this site. The mention of a class suit is a great idea.

My loan was transferred from Select Portfolio Servicing to Specialized Loan Servicing on 6/1/15. I was in the process of moving forward with Keep Your Home California for assistance due to me having a Kidney Transplant and unemployment. KYHC not able to continue my process because of the new loan services. So KYHC needed an electric signature from the new services to continue the process. But I'm having problems with some of the representative. They are giving me the runaround that the electronic letter didn't get uploaded in their system. Letter was sent on 6/9/15 but they stated they didn't received the letter. I had KYHC to send another letter and I was happy they received the letter. So I ask what was the next step to move forward. The representative stated he didn't know.
So I ask him how that he didn't know what is the next step, when he work for the company and he told me, that why would I tell him how to do his job. I just told him, if he didn't know the process of this procedure, why would the company give him that authority to received these scan document. To me there need to be a department that strictly handling these situation. As a customer we would like some sort of answer to the problem. I'm very dissatisfied with this service. From day one this company hasn't been pleasant. And I hope I'm not here very long. I don't need this headache with just having a transplant. Thanks.

They have been servicing my E*TRADE 2nd mortgage for about 3 months and each month's statement has been incorrect. My 6/7/2015 statement shows three different amounts as my current balance. It also shows my balance increasing since last month's payment even though they showed they received and applied that payment. I called and was told they don't know why incorrect info is shown but it always is and they can't explain it. There are no plans he was aware of to correct the errors. He doesn't know who or where the company CEO is, so he can't tell me how to contact that person. Ridiculous!

You can also make your SLS payment at DolEx Dollar Express, the fee is $1.49, and just take 2 business day. SLS never sent me a statement, their sls.net page is lock, so I called them to confirm, and they told me that they never will send me a statement... I am very distrustful, and worry.

SLS began servicing my second mortgage at the beginning of this year. I've had this loan for 9 years and have never made a late payment. Since the beginning of the year, it's been nothing but a nightmare working with them. They opened the account saying it was already past due, when I was up to date with the previous loan servicing company. They misapplied a payment and have now put a 60 day delinquency on my credit report while I was working with them to try to make efforts to make sure the loan was current.
I have been in the process of buying a house and this one delinquency marking dropped my credit score by 120 points and made affording the home I was looking at almost impossible. They will not work with me to resolve this in a timely manner. Beware of this company. They have poor customer service and seem to make efforts to make it seem like customers are behind on their loan payments even when those customers are making all efforts to get payments in and processed on time.

Specialized loan services is a ripoff and they are "SPECIAL". Every time I sent that package back by email, fax, FedEx, they always say they didn't receive a paper, something missing. How in the hell can that be? I sent back every piece that I wanna keep paper for and it suppose to be for business. They don't wanna give you a loan modification but they always sending a paper on foreclosure. So as of today, they put my house on the foreclosure list but you know what, God is not gonna let that house sell because of them being lowdown and uneducated. They don't give a hoot about no one, they have stressed me but not no more. Bank of America was the same way so this company gonna go out of business just like them. In my neighborhood there is 51 empty house and 8 on my street, they're just sitting there. I feel for all of us having to go thru this misery. I am willing to get together with other people to take this company to court.

My mortgage is not showing active on credit report. SLS, going to tell me to fax them to have it open. I didn't know until I applied for a loan. I filed a complaint with the Federal Consumer Credit Protection Agency. Gov. I had never heard of such, if I hadn't applied for a loan I wouldn't have never known. And my mortgage is paid directly on my account and hadn't been late. I am still in shocked on this one. Chase sold my loan to them!!! Waiting on the Gov reply!!!

Now I get a letter in mid-May from my town saying my property taxes are late. SLS has not been paying them even though I send the money each month for escrow just for that. When I called they said my old lender never sent the tax info. to them when they sold it.
I was told I have to fax over the info. with my signature authorizing tax payment from escrow. I did that, called them right back they said it would take a couple of weeks. That was back on May 13th. I keep calling them every week and started dealing with a so called supervisor. He said issue would be resolved by 6/12 and SLS would pay the late charges/penalties. I called 6/12. He said now they can't get in touch with my town to get the accurate penalty late charge amounts to send. Another BS answer run-around. I am out of patience with this company and I am calling Freddie Mac on Monday. I wonder if I have any legal recourse against these crooks. If anyone knows let me know.

We keep getting multiple default letters and intent to foreclose. We sent statements from our bank that shows every month they have taken a payment but says they haven't received one in 5 months. Now when I make my payment they deposit the money back in my account for partial payment. I have been trying to clear this up since March. It is now June 11. We have faxed bank statements from 2 fax locations and mailed 2 letters to the address given and they say they haven't received anything. I've spoken with executive review 10 times. This is the 2nd time this has happened with SLS. Most negligent mortgage company we have ever dealt with.

Although account is on Autopay, we keep getting notices of late/non payment, debt collection notices. Called Customer's services. Claimed they don't understand what happen. Is the problem going to get fixed? Are they going to retract negative marks on my credit? Supervisors are very rude and abrasive although reps (who can't fix anything) are polite and sweet.

Slsloan.net bought my loan from GMAC Mortgage. All down hill from here! SLS started escrow on my account for taxes and insurance. Major problem they paid on the wrong parcel. It took them over a year to fix the problem. I called them twice a month for one year. Everything was fine with GMAC for 13 years! SLS made a mistake and would not admit it, my taxes in escrow with GMAC 13 years no problems. The last two years with SLS have been nothing but B.S. They don't care about their customers, will not fix any problems. I only have two payments to go. Thank god I have 5 mortgages with other banks, no problems. These people suck. The worst I've ever found. DO NOT do any mortgages with them. They will mess it up then put you thru hell. THEY SUCK!!!

They sent a letter saying I qualified to have my PMI removed except that I was behind in payments. I am not behind so I called and they said I did not pay April or May. When I told them that they cleared my bank they said that those posted were to Feb. and March. When I asked them what they did with those payments they looked into and said "OHHH, we posted them twice and there is $854.00 in suspense". The suspense is the extra money I have been sending in with a note asking to add extra to principal. NO they just hold it and ** (RUDE!!!) told me I was not their only account and it would take 8 days to fix. Meantime their website is always down.

We filed bankruptcy in 2010, we have never been late with first, Wells Fargo, or equity, E Trade. Equity loan came due, transferred to SLS about four months ago. They credited two months, third month not credited, a new fee has appeared of $250.00. Called SLS, told to FAX or write to them, they cannot speak to me because of bankruptcy. Refi in process for first. SLS not being co-operative. As of 2011, SLS owned by Computershare.

I called at the end of May to have the post-dated amount to not have the 'late fee' assessed and to move it to the next month. The agent said that she understood the request and made the change. I VERIFIED at the end of the telephone conversation that this was a REPLACEMENT for the currently scheduled payment. On the day of the withdrawal… SLS took out TWO WITHDRAWALS, one for the original amount as well as another of the modified amount. Idiots!
Worse yet, when I called to complain (I had to put a STOP payment of the wrong amount), they LIED and said that I wanted to have TWO payments due (over $7,000!!). Who the heck would put in for two mortgage payments on the same day!? When I asked to HEAR (or read the transcript) of the original recorded call, they said it was their property and REFUSED. That means that they can basically say ANYTHING THEY WANT. And all I wanted was for them to refund the $35 STOP fee at the bank. Since it was THEIR fault, I think this is quite reasonable. This is the MOST aggravating mortgage company that I've dealt with in over 40 years. They are also very immature and unprofessional. I will immediately look around for refinancing to remove them from my life!

I had my loan transferred to SLS and I've gotten nothing but headaches and stress from SLS. They are trying to foreclose my mortgage because I'm 4 years away from finishing it. I was late on a payment and they made me go to Western Union money gram to wire them $7600. It's a 2 month payment. I beg them to take it over the phone but they insist wire only. I was running around to find a Western Union that takes that amount. Lot's Western Union don't take over $3000 plus they added couple hundred on my loan which they do not explain. I wish someone takes them to court for fraud loan services. We should all get together. Hire a lawyer to fight them.

Bank of America sold/gave my Mortgage that they screwed up in the first place to SLS. SLS has already started the same games that I have gone through since 2013 with Bank of America, i.e. delay tactics, claiming did not get papers, claiming cannot read papers, claiming that they need updated this and that. SLS just took over the beginning of May and I am already having major issues. When is this crap going to stop!!!???

This company is handling my loan payments. Apparently Wells Fargo sold my 2nd mortgage to someone who uses this so-called service. Out of 4 statements they have failed to send me 2. The last one, I called and told her that I didn't get a statement. This was before the due date. She at first tried to act like it got lost but then she looked it up and said that they didn't send it and she didn't know why. She said she was sending it that day. I never received it so I used the old form and sent it on the on the 27th of April. They didn't cash it until the 1st. That put it at 11 days. They charge a late fee if it is 11 days late.
I called and complained. She said they are not required to send a statement that they do it as a courtesy. She said "You can have automatic payments withdrawn." I said "Why would I trust you with that when you can't even handle mailing a simple statement?" I told her the statements are my record. She said she would send the 4 months statements. Two were missing when I got them. This month I sent it on the 18th. It was due on the 19th. As of the 23rd the check has not cleared. I do not need the stress of dealing with this incompetent irresponsible and outright fraudulent company.

They send your statements after due date and charge you late fees. When try and go online to see your bill it's either not up or you are locked out. The biggest rip off company. They also send you statements for different amounts. Best to either keep your receipts or have your bank electronic them check.

I received a default letter in the mail 5/22/15 stating payments had not been received for the months of April and May. However all of my payments are done electronic. I called to see what was going on, got transferred at least 3 times, then told I needed to talk to my bank. Something is terribly wrong here. All of the payments have confirmations and they're saying they don't have them.

I have been trying for weeks to reach someone via the 1-800 number...constant hold pattern. Better yet, I can NEVER get anyone to reach me via email. The website, www.sls.net, is down quite a bit. All of this makes me very concerned that they are going to give me the shaft.

I currently have an up to date mortgage with another company and I'm not looking for a refinance or modification. This company has been calling and leaving messages for my husband nearly everyday for the past year or so. They always use the same speech...."very important you return our call". My husband has been very ill for several years and just passed away in February. They called again and I answered the phone and they asked to speak to my husband. I asked what it was regarding and they said "personal business matter". I informed them my husband had died and he wanted to know if I was handling his estate. I again asked what it was about and he said he couldn't talk to me. So I said "fine but stop calling me. Don't call again." They're still calling. I see their name and number on my caller id.
Today they called and I answered and no one was there. Who are these people and why do they keep calling when I have no business dealings with them?

I am seriously looking into a Class Action Lawsuit against these crooks. This is the worst mortgage servicer I have ever dealt with. They are unorganized, unprofessional and are stealing money from people. Bogus fees are added to our account. You can never get a straight answers from any one person.

It's been over 6 months and we are still trying to get the loan modification approved. Almost lost our house but especially when you have a family with little children we all want to stay in the house NOT on the street. SLS don't give a Damn.

SLS, LLC has stalled on my hardship loan for 7 months. They help me with loan papers then say they are wrong. Sent the 4506-T in 7 times, two times with agent going line by line telling me what they needed. After 5 months they rejected my application because my wife’s ss# has a 72 in it. They said the 2 resembled a 5 so I had to do the entire app. over again. Every two months they request new bank statements. First ones fine for 3 months then had to be redone because I failed to circle the deposits (nowhere is this required in the instructions). I never get the same assigned agent and when I ask for a supervisor I am on hold as much as 30 minutes then the phone hangs up. My wife is dying, med bills for needed Rx were quickly in the hundreds.
The original loan was with BOA who sold my loan to these crooks after I asked for an extension of three months. Have 18 years of equity and feel that they are trying to foreclose by making the catch up payment astronomical. What can I do HUD or FHA cannot afford an attorney, I am 100% disabled trying to help my wife. Please help thanks.

I have been a Bank of America customer for 12 1/2 years, I was notified that SLS would take control of my loan on December 16 2014. It was then everything went to hell. I was no longer able to make electronic payments on my account. I only written one check in 121/2 years everything else has been electronic. So January 16, SLS send me a foreclosure letter, I filed bankruptcy the same day, as I was not getting anywhere with all the various office I had talked to in Texas, Colorado and wherever else I was transferred to.
So here it is April 29 2015 and for the second day in a row I have talked to **, **, **, transferred to a Mr ** who never answered his phone. This call started at 3:22 p.m it is now 4:08 pm... Finally a person by the name of ** answered the phone. Not a manager but hell he will do this time of day. I am very displeased with your customer service for multiple of reasons. Mostly because you can never get through to someone with authority to make a decision. I am frustrated with talking to the wrong end of the horse when it is the horses mouth I need to talk to.

A year ago I was trying to get a modification through BOA. After I had sent all the info, I got a statement from SLS, then after a letter explaining that they were now my mortgage company. BOA had never transferred my documents and apparently lost them, but as I was only a month behind I caught up quickly. I have just gone through a hardship and am 4 months behind. I sent modification paperwork a week ago via FedEx and have heard nothing. So I called today, but my Relationship Manager wasn't there. Reading all these reviews TERRIFIES me as to what is going to happen next. There is not ONE positive thing here about them... This is really scary...

Called SLS on 4/27/15 to make a phone payment for payment due on 5/1/15. Was calling to make phone payment only because the bill for 5/1/15 had not yet been received as of 4/27/15. Made payment and was told payment for 4/1/15 had not yet been received even though it was mailed out on time. Spoke with executive services department and was told situation would be rectified. Waiting to see if this holds true.

I have had this loan for years, and was assumed by you, not for being a collection problem as many of your others. I have prepaid and added extra to normal payment for years. I have never missed a payment in my life to anyone. I prepaid for February 2014. I sent payment for March 2014 and you returned it! I was at spring break with family and returned to check mail and see the $600 payment to you returned. My realtor told me to not worry about sending payment because it would cross in mail due to impending closing.
After a phone call/ letter from you and a rather uncourteous (recorded by you) person in your loan department I received a horrible hit on my credit report as retaliation. She did not show or concern herself with impending closing nor returned payment. Immediately I made addition wire payment, and it now shows a huge overpayment/ refund due to me. Credit report shows not more than TWO payments past due. Never missed any and I need 100% complete retraction and correction on my credit report PLEASE. :)

We have an ongoing dispute re charges when we did a loan modification summer of 2014. SLS claimed there were no closing costs, yet they took monthly payments of ours and transferred them to "an account that didn't post to payment". This payment totaling $5,000 plus appears on their 2014 Payment History form which they provided to us. When I spoke with a consumer /customer executive with SLS, she gave us the run around telling us the $5,000+ payment was not for closing costs, yet payments weren't posted as payment toward balance. Furthermore, this error resulted in an error on the IRS 1098 form. This resulted in our having to pay more in Federal taxes. Thank you.

I was contacted by SLS after my loan was supposedly purchased by them from BOA. I have been going through negotiations with BOA for approximately five years. This SLS company seems like a shell corporation. I hired an attorney over a year ago to negotiate for me and they have now, just like BOA lost my paperwork at least once and have sent me a foreclosure notice in the middle of negotiations.
Also, they sent me a letter asking if I still had my attorney who contacts them weekly. They are trying to force me out of my home without going through the proper channels. They are sending me letters while they are not supposed to be contacting me just my attorney. They are sending me foreclosure notices while stating I'm eligible to stay in my home of 19 years. Somebody pay attention and read this. I'm sure I am not the only one.

I have been paying a 2nd mortgage I took for a foreign adoption for 7 years. It was high interest because of the risk but in 7 years I have never been so much as a day late. I had paid long enough to where about 1/3 of each payment was going toward principal. February 2015 SLS took over the loan, now on a $313/month payment $359 is going toward interest. I have tried to speak to a manager, I was told no, a manager could not help me. I contacted Etrade who had the loan, and they said they couldn't help. I'm so disappointed with SLS, horrible!

I try to pay my mortgage. Basically the only option is to go through Western Union and have a 9.95 fee each month. I have tried mailing a check from my bank and that check has never made it to my account, but the check has cleared my bank. When I call someone, I get transferred many times until I'm disconnected. They are rude and very hard to work with. They mess my account up monthly. I have to keep asking for copies so that I can go back and ask why strange fees are showing up on my account. If you don't watch your account... you will be nickel and dimed and never make any headway on your house. Terrible, terrible, terrible company. I wish I hadn't been sold to this mortgage company and they have to be rock bottom. Beware or you will be taken for a big con.

First, Bank of America sold my perfectly good, never-late, even by a day, mortgage to this rip-off company which is nothing but a headache to deal with. I was never contacted by either company to inform me this was happening or had happened; I received a paper statement from SLS days AFTER the Jan 2015 due date. Ridiculous incompetence. Next, I hate paper and I do everything online. The systems at SLS are impossible, inefficient, wasteful. The company must have gone with the cheapest web-hosting ever created. You can't send any messages directly to the company through its website. Instead, they use some dumb cumbersome encrypted email platform that is nothing but a waste of time. Surely they do this to discourage any contact with their customers!
Thirdly, the website warns me that I can't use anything but Internet Explorer, the only web browser supported. What? You've got to be kidding me. No Chrome, no Firefox, no Safari? That is just pathetic and there's no excuse for it. Hell, everyone knows IE is on its last legs. The final straw was this impenetrable escrow analysis I just received in the mail. Apparently I've been overpaying my escrow account by over a hundred dollars annually. But did SLS adjust my payment so they don't get to keep my money for a full year? Of course not.
I'm going to refinance my mortgage to get out from under these ripoffs as soon as possible. I'm happy to support our capitalist system by paying exorbitant amounts of my hard-earned money to corporations whose only interest in profit, however, I'll make sure at least whichever one gets to profit off my labor at least provides a basic level of technologically competent and easy-to-use service.
Updated on 6/2/2015 - I did indeed refinance my mortgage back to Bank of America at a half the interest rate of the original Bank of America loan. (Which kind of shows how dumb it was for Bank of America to sell my loan to these ripoff artists in the first place.) I signed the closing documents yesterday. Here's the thing that is absolutely outraging me: The payoff to SLS as documented in the HUD-1 statement shows an amount of $154.40 in "late charge balance". This is a complete lie, and I have the transaction history from SLS's website proving there were never any late payments and NEVER any late charges applied to my account. I am going to fight this to the death if need be.
Another thing: SLS is demanding "five extra days" of interest charges to payoff the note. What??? No way in H-E-double-hockey-sticks and I going to let that pass without some kind of iron-clad legal justification for them to make this naked money grab. If I end up having to pay this when the refi loan funds I do indeed want a lawyer to contact me and I will do whatever it takes to try and put this company 6 feet under where it belongs.

I had never heard of SLS or Specialized Loan Servicing until yesterday afternoon when I received a notice in the mail informing me that my second mortgage was delinquent. As that mortgage was with E*trade and payments made through automatic bank withdrawal, at this stage I have to assume that E*trade sold the account to SLS but for whatever reason the auto payment was never transferred, nor did neither E*trade nor SLS notify me of any change.
This notice also informed me that because of this delinquency that my credit rating may also be affected. I tried phoning them but just wasted time with a useless menu system which after wasting half hour then told me that the office was now closed. I then went onto their website looking for their email address but in spite of following instructions got nowhere. I was able to find a fax number and submitted my complaint via fax.
In the last statement received from E*trade, it stated the monthly payment due in Feb with a note - this is not a bill as your payment will be automatically deducted from your bank on due date. Well as it turns out payment was not deducted, and no mention made that account had been sold to SLS or whoever! This, so far, makes no sense, other than SLS are deliberately trying to cause people to become delinquent, and report to credit bureau thereby impacting their chances of refinancing, thereby leaving them at their mercy in order to increase interest rates or even start foreclosure proceedings. Otherwise why would they not process payments? Of course, this makes me very nervous as I have a very high credit rating and being in business would like to keep it that way.
I am fortunate that I am able to pay off the entire amount, and have asked to do that and close the account. After reading some of these reviews I think I have every reason to be nervous even though my original loan docs allow me to pay off at any time without penalty - WHAT ARE THESE PEOPLE UP TO? - I will keep posted as to developments.

In January, CLC sold my loan to Specialized Loan Servicing. They said I would receive a welcome letter and a packet. Nothing ever came. I called my old loan servicer asking if they had a phone number. I called and SLS said my account wasn't set up yet and I could not pay. I tried to pay several times. Finally in March I was able to call and pay over the phone. In the interim SLS said they had resent all the information. Nothing ever showed up. After I paid, I began receiving harassing phone calls saying the payment was behind. I reminded them I paid. They said "well it hasn't cleared our system yet". I said their banking protocols were not my business nor my fault. A week later they started sending people to my HOUSE with LETTERS saying I was delinquent!!! No matter what I do they continue to harass me.

When GMC went bankrupt, my bloc was given over to these vultures to collect. They canceled the ability to draw on this account and ** in Bangladesh could never answer any questions. When I refinanced my primary mortgage, they called my employer and me weekly to harass me over a loan that was a lousy 30 grand, and delayed a 300 grand refi for four months. I paid down this loan and found out it will cost me 35 bucks to close the account. Nothing but a bunch of blood sucking leeches and I would never advise anyone to have anything to do with them.

I had a HELOC with E*TRADE Bank that called for a balloon payment, due Feb.1, 2015. I called months in advance to inform them that, short of winning the Lotto, I'd not be able to pay the balloon, and was finally contacted on 1-20-15 by someone named ** who sent me a huge bunch of HARP/HAMP paperwork asking for my life's history by 2-1-15, which I sent. After not hearing back from E*TRADE, I called **'s number. She told me that the documents were never received and that the loan was now in the hands of SLS.
One SLS rep told me I could make payments via ACH. I created an online account, applied for ACH, waited a couple of days to log back on and confirm that ACH had gone through, and was informed that my account was "not viewable." Upon calling the number given on the website, I was told that I can't make partial payments, though the other rep said I could and recommended ACH payments. I was told all or nothing, unless I filled out HARP/HAMP all over again. I was supposed to get HARP/HAMP "by the end of the week," which would have been 2-28.
Yesterday's mail had a bill from SLS that adds $250 for interest and fees to the original balloon and is due and payable 3-31 -- ALL OF IT. No interest-and-fees plus $50-100, NO other payment of any kind. Just pay-it-all. I see now what their game is: load this little 23,500 balloon with lots of fees and interest until it's fat enough to overtake the primary mortgage. Then, foreclose. I'm seeing a lawyer. I had a stroke in October, 2013. I can't risk another one over this.

Here's my introduction to SLS: This past week my wife informed me our Feb. payment to Comstock Mortgage had not cleared. I called them the following day (2-18-15) and learned my mortgage was now being serviced by Specialized Loan Servicing and my check was forwarded to them. I immediately called SLS and was informed they began servicing the loan on Feb. 5th, but had still not sent out any documentation. I was informed I would be receiving a "Welcome Packet" and payment coupons, and also had a 60-day grace period for my check to arrive from Comstock. The following day (2-19-15), we received a call at 7 pm. The young woman, Victoria, asked for me and stated she needed to obtain information regarding my account.
I told her I thought it was odd they were calling so late; however, Victoria rudely stated they had until 9 pm to call. She then proceeded to tell me my mortgage payment was delinquent and that she was attempting to "collect a debt". Needless to say, I blew up at her! As I was chewing her out, she suddenly began back-pedaling and said, "Oh, I see the problem." She then advised me as a new customer I have a 60-day grace period for the check to arrive and clear. Victoria never once apologized and then proceeded to advise me how I could pay my bill each month to avoid any future calls. Really? If this is what I can expect from this company, I can only guess what I'll be dealing with in the future.

I have a hardship and I have worked out a solution with my first mortgage holder. However SLS has no compassion. They don't want to accommodate me. The manager Ben made me feel like a criminal. The rep Keri was even more nasty. These are heartless selfish people. I offered them the best I could do and they were merciless. I see from others comments.. they are incompetent as well. Our mortgage was sold to SLS in January. I have had to call and verify my January and February mortgage payments each month. I can't pay online because my account won't be enabled. The response I get from SLS is that it can take up to 60 days. I'm telling you reading this right now......THIS COMPANY IS ALREADY SCARING ME!!! I can't get answers, the support that I speak with does not have a clue about their "Cashiering Department"?.....nor their online interface issues. This is not a company that can originate loans, this is not a bank......they are DEBT COLLECTORS ONLY! Understand, these are the ** that call people who are behind on payments. They do this all day, everyday.
Twenty years ago when I was a young man I was on the receiving end of debt collectors and have never been on that side since. I feel now as if I’m on that side. The tone of the support staff is very similar. I will be refinancing straight away. I suggest you all do the same! We mailed out February Mortgage in January. Noticed 2/6/2015 it had not cleared. Called 2/9/2015 and got the following response. "We'll check with our cashiering department to see if they've received your check" then I was informed it would take 3 days to find out. WADDDA JOKE! I canceled my check and sent another check FedEx with signature required. Every payment from here on out will be sent this manner. That way I'll have recourse when they say they never got it.

They consistently messing up our account and not crediting our account appropriately. I paid them last month a large payment and it does not even show in my statement. They say they make notes on my account reflecting our conversations and I get a call the next day by someone else about the same issue. They are horrible and that is being kind. I do not trust them with my payments. My GMAC mortgage was sold to them after they got their bailout money from the feds. Great job! Since SLS owns my second and I am underwater on my first but am current on my first with no problems, I am ready to tell SLS to stick it. They would have to pay double the amount I owe them to my first mortgage to collect the amount I owe them. They are getting on a harassing level with them calling me. CLASS ACTION SUIT sounds good to me!

I don't know why Chase sold my loan to you, but I am so sorry they did. You refuse to send me a statement monthly. I have asked several times for a statement, and I was told SLS does not send on out. I have no clue what my balance is on my property. I would like to pay my loan online like I do with my other accounts and of course you don't do that either. My question is what do you do to help your customers? I have even ask, "Would you please sell my account to someone else." It is very difficult to do any kind of business with you. My personal opinion is you really don't care about your customers or how you treat them.

I have never in my life dealt with such a pathetic company. Chase sold our mortgage to a group of investors. The investor group formed the company known as Specialized Loan Servicing. We have made payments that were not appropriately applied to our account. It took our attorney to resolve that issue. We have been trying to get a loan modification, which we qualify for under the Frank-Dodd Act. This is our second attempt with SLS. SLS was provided with all requested documents per the RMA form. They continue to request additional information. Today I attempted to provide them what our attorney informed me was now requested. SLS rep stated she could not discuss this with me without our attorney on the line. I left a message for our attorney regarding the current status.

I have automatic payment for my loan. SLS agent made a mistake and deducted the monthly payment from someone else account for six months. After the other person realized the deducted funds, he called SLS. In returns they refunded him, and informed me of the error. They ask me to pay over $993 in one shot, which is over my budget. I did not want any headache, so I immediately paid the balance in full and setup another automatic payment with the correct information.
Today I discovered that a negative credit information was reported by SLS that I am behind on my payments for 120 days. I would appreciate if the company hire professional workers who know they are doing. I have never seen any business like that before. Not only they hurt me financially by the bulk of payment they requested and refused to finance even for few months, but also hurt me by sending false information to credit bureau.

I had two loans on home properties with Capital One for 5 and 7 years respectively. NO PROBLEM WITH CAP ONE AND GREAT SERVICE. Now my loans have been transferred to SLS and it has been a nightmare. Here are the list of problems:
2. After 2 weeks, no payments were posted to my Bank Account (used actual checks).
3. After exhaustive phone calls, no response, return calls in approximately 5 days, I did receive a call. The representative told me they had received one of the two checks and posted to my account. Was told to wait 2 days- nothing. Called again and now NEITHER payments had been credited to my loans as paid.
4. I wrote a letter to the VP of some department which I was told to address and described the problem(s) in detail with a cc: to my attorney. Two days later I received a call saying they found both checks and they would be credited.
5. TWO WEEKS LATER - Time for the December 2014 payment which I promptly paid November 28th by electronic transfer which I was told would be the fastest way.
6. On December 2nd - ONE of the payments was presented to my Bank. Today is December 8th - as of yet my second payment has NOT been presented to my Bank and NEITHER mortgage PAYMENT has been credited to my accounts.
7. Further calls have resulted in requests for copies of the check which I do not have since they were electronic payments.
8. I cannot understand how totally difficult this company is to deal with. I very much regret the day my loans were transferred to SLS. It seems that I am trapped with no way out. I have notified my attorney that I intend to withhold payments until I am contacted. I am sure this will hurt my credit, however I am taking steps to record all transactions.

I have submitted four RMAs at their (a different rep each time, never my assigned one) request and all requested and required documentation since 6/13/2014 and they still managed to sale my home based on the fact that they say I did not submit required docs. Anyway. Each time I spoke with a rep they assured me that I had submitted the correct docs and it was right in front of them. After submitting to underwriting, it was rejected but requesting something new. My docs would expire based on that fact alone. I am tired, but not giving up because they do not have the right to continue to do this to people. I have all fax cover sheets and all documentation sent to them.

Where is the dislike button - this company has some of the most unprofessional customer service people I've ever seen from a bank. Based on my experience dealing w/ these people after my loan was sold to them - I would liken them to the Comcast of the mortgage world WRT customer care. Over the past 2 weeks, this has manifested in unsolicited calls from rude CS staff, lack of communication on their side including cold calls where they ask for my PII, and being hung up on when asking to speak w/ their management when I actually reach out to them. FAIL! I just found out that you're a servicer for Morgan Stanley who I'll be passing this feedback on to as well through their social media outlets.

WOW. Really??? I live here and they change the lock and broke into the house while I have submitted my loan modification and is in "process" wink wink. How do I know this? According to the attorney from SLS or for BofA, SLS is doing this on their own. I wonder if anyone can help us with SLS practice tactic. I am an MBA educated, financially responsible single woman and Specialized Servicing Corp ended up with a second mortgage that I have never been able to refinance due to market conditions where my property value decreased $107,000 in 3 years. Now that I have found myself in a long-term unemployment situation, as well as had to have emergency surgery which requires approximately 8 weeks of recovery which makes it even more challenging to find a job, SLS refuses to apply my payment and shows unapplied funds on my account. We are in dispute with how much I owe since my payment increased about from $93 to $744 per month. SLS representatives are not helpful and I was transferred no less than four times and was informed that the interest only mortgage terms have ended which I believe is incorrect. I have asked them on multiple occasions to produce the original mortgage documents from the original loan which has been transferred from sub-prime to sub prime companies more than I even wish to remember, SLS has been unable to comply with my request to provide the documentation on the mortgage terms.
This is a terrible, terrible company. Not to mention that during the time I have been paying them (on time) they have been charging a higher than expected interest rate. The interest rate was supposed to be market rate and it never changed one time. This company should be investigated thoroughly for their poor process and sub prime/predatory practices. They are sub prime and bottom scrapers hurting hardworking Americans who have struggled but kept the mortgage current and paid.

Applied for 2 modifications. 1st refused. 2nd I used a gov. agency for help and they offered a mod. with worse terms than current; lowered monthly pymt by $40 but not the 8.375% interest rate. BTW they even indicated I have a credit score of 774. They waste people's time and have fraudulent business practices. Now they are charging a $115 appraisal fee. Hopefully a class action suit will be forthcoming. If so, I'm in. Just by reading reviews -- need I say more!

My husband passed away in May and I'm left with my 10 and 8-year-old children trying to keep life going and trying to find a way to stay in our home. I applied for a loan mod (according to the guidelines, I have enough income to support a modification when you include the SS benefit to my children). After sending all the paperwork about six times, they denied my request for assistance. I have never been late on a payment and...the payment just went from interest only to P&I which I can no longer afford.
I did everything they asked, I have a high credit score, I suffered hardship from loss of my husband's income, plus our payment going up. When I asked why I was denied, the rep could not explain it to me. I asked to speak to a supervisor who could explain it to me and he could not explain the formulas they used to deny my request. They told me they would have a workout agent call me back. I have not heard from anyone. If there is a class action suit against SLS, please include me!

They are terrible. I worked for 2 years to get a modification on my mortgage. I would submit documents. Call back a week later like they recommend just to be told they are missing pieces. I would submit those and then call back to check on it and would be told that some of the documents are outdated and need to be replaced with current documents. I would do that then wait because it can take 30 days for paperwork to go through underwriting. It would never get sent so I would have to resubmit everything again because it was outdated... AGAIN. I FINALLY received a loan modification but due to household circumstances had to make some changes and have everything re-reviewed.
I submitted new paperwork with all the appropriate appeal and change documentation a month. I have called once a week now since. I have spoken to 5 different people in the last month and at one point was told that everything had gone through underwriting and sent to the workout agent. That was a lie. None of my paperwork has moved in a month. In fact I was told today that everything was received last week when I called. Which is not true. I have email and fax proof showing when everything was sent a month ago.
I have a bankruptcy on my account so I understand they won't contact me directly, which is why I call once a week. But that bankruptcy doesn't keep a person from telling me the truth nor does it keep a person from doing their job. I have a single point of contact whom I have NEVER spoken with. I get the feeling from this company that they don't care about their customers or the service they give.

SLS is servicing our 2nd mortgage since 5/2013 incorrectly from B of A as a Charge off Account. We were unable to get a refinance, and B of A has stated that it is not a charge off. We don't know what to do or how to get SLS to make the changes.

Notice sent indication of an attempt to collect a debt in one letter which was sent Equifax causing our credit score to drop so that our refinance was denied by our credit union. In addition another one was sent with even more severe wording. All three payments were sent on time! This is a shill event to increase interest rate when refinance time rolls around in October. This was a "batch purchase from our Morgan Stanley note holder".

I have been trying for weeks to get the sale date postponed on my home. I have sent in every single last document they have requested. Today (6 days from the sale date) I was told to send in a HAMP application. When calling tonight to see if they had received the completed document I was asked why I was doing all this work when there was nothing that could be done. I went to a HAMP law page to look at the law and the guidelines. On that page it states that if you send in the application 7 days before a sale date it must be postponed and even if it is denied they have to give you an additional 30 days to find an alternative. Well they asked me for it 6 days before, WOW HOW CONVENIENT!

I always record phone calls with these people, and have proof of what I am saying: IndyMac Bank sold my mortgage to SLS in May of 2014. When I received the first statement from SLS, there was a charge in excess of $440.00 - So I called to ask what the charges were for.
First explanation: SLS's representative told me that every time my mortgage payment was 30 days past due, my previous lender sent someone to my home to make sure I still lived there. Between my low income and other issues, there have been several times that my loan has been more than 10 days past due. So I requested documentation during the first week of June 2014. I also called OneWest Bank (servicer for IndyMac Bank) and they said they did not do that.
Second explanation: SLS's representative on another call, said I had requested a "loan modification" from the previous lender. I am poor, not stupid. No company is going to modify a mortgage on a mobile home that is more than 15 years old, in fact, they will not modify a mortgage on a mobile home PERIOD.
Third explanation: SLS's representative said that the charge was for a BPO (Broker Price Opinion) by the previous lender prior to selling my mortgage. IndyMac and OneWest Bank claim to know nothing of this.

Though I have never been a moment late on my mortgage payment and was not attempting a loan modification, my lender sold my loan to SLS in May. I received a "welcome" letter telling me I had a 60-day grace period due to the transition. I nonetheless made a full payment for June plus added principle for the first month. The payment went through. I attempted to set up an ACH, but was unable to so I made another payment through my bank's bill pay for the following month. A week later, it was refunded by SLS to my account. Not knowing this, about 10 days later I received a phone call from SLS advising me I was late on my July payment.
I checked my bank statement online and discovered that payment had been sent, using the same account number and recipient info as the previous month, and that it had been refunded to my bank account. SLS had no record of this payment and seemed to blame either me or my bank. I asked to speak to someone else. She told me because I had made my June payment, that the 60-day grace period was no longer valid. To make matters worse, when I opened my mail after getting off the phone with them, I had received a late notice for both June and July. I called back, and they told me that they had received June and that the late notice for 2 months was in error. I had read reports of their unethical shenanigans from other customers, but couldn't imagine this would happen to me. It did. These people are beneath contempt. Who knows if any of my payments will be correctly credited.

Our mortgage went up $500 a month. We could not afford it so we applied for a loan modification, went thru all the crap faxing each paper at least four times then we were put on probation for six months. Sent almost 900 a month after which we were denied. We have no idea where the money went. Our property was sold back to them on Friday. Have no clue what to do next, just a horrible experience with SLS.

Last year we received notice that SLS would be handling our mortgage. Due to an error by Bank of America, in which they showed we did not have homeowners insurance when they had been notified five times, BOA started rejecting our payments because they had added lender insurance to the payment and said our payments were only partial. For over eight months we fought to resolve this and ended up biting the bullet on two payments they cashed but never applied. Once SLS was involved, we applied, or so we thought for a modification. They told us not to make two payments so we would qualify. We followed their instructions and sent in the paperwork requested. Each time I spoke with them, they said they hadn't received the documents, or they needed something else from us.
After so much frustration we came up with the money to pay off our mortgage.Monday I called SLS to get a payoff and they informed me, very rudely, that our home had been foreclosed on and sold last month! We received no notice of this, nor the auction date. They then referred us to Specialized Asset Management. I have called and left no less than 10 messages for SAM, with no answer, and I cannot get a live human on the phone. I then tracked down an attorney's name online who is allegedly handling the foreclosure. I contacted them, again they were very rude. They asked I fax a statement of the above facts and that they could ask the "investor" if we could pay off the loan, but they would probably say no. No one can tell us who "bought" our home and nothing is on file at our courthouse.
Online it still shows the home in our name and that there hasn't been a sale, but SAM and SLS deny that. I don't know what to do, we are fearful of someone showing up and putting us out of our home when we didn't even know a foreclosure had been scheduled. They also can't say where the payments we did make went, only that at some point in the future they will be returned to us. We need HELP! I am devastated, frustrated, embarrassed and don't know where to turn or what to do. When I contacted the attorney's office they were just as rude as everyone else. If anyone can offer any advice please do, I have cried, screamed and cussed. We don't have the money for an attorney but I'm starting to feel like we need one. Thoughts?

My loan was transferred over to SLS after Citi Mortgage sent me a pre-approval letter for a loan modification. Long story short, I was given several names, confirmation ##'s and advised over and over not to make a payment during loan modification process, after not even considering the fact of an 8.75% APR is just ridiculous as well as usury for a 30-yr home loan. After advising them of all the lies my realtor told me and basically scamming me himself just for a hefty commission and throwing me to the wolves (Citi Mortgage). I went well over nine (9) years of not one single late payment, so when I received the pre-approval modification papers in the mail and faxed them in immediately, I was told by several so called supervisors DO NOT send in a payment because of the modification application.
Following my first mind, I got cashier's checks anyway for the month of July to November, which is when they told me I was denied and demanded every single past note from July to November. Fine, cashier checks on deck and they even charged late payment fees for the following months. Ok cool, sent them $6,000 in checks with my account number, which roughly added up to over $1200 to be applied to principal, at least I thought it would. My horrors really begun when I was told by a letter that Citi Mortgage no longer was my lien holder, it was now SLS. Several cashier checks later I was told I had an escrow account, which took my payment up around $55.00.
After several different reasons (flat out lies) as to my new escrow account, which by the way was for taxes from my previous lien holder. After hours of speaking with Citi Mortgage and managers and supervisors, I was told it was for taxes way back in 2008 & 2009. First off, I am an Disabled Veteran and they pay my homeowner's taxes, I pay for my own insurance so between Citi & SLS, I should not even have an escrow account of any kind. Now back to the 8.75% APR, SLS agreed that was very high and due to the predatory realtor and all his lies, they said they would help lower my APR, which would lower my payments drastically. Started the whole Harp-Hamp modification process over only to be denied again.
After faxing over $12,000 in cashier's receipts and Tax papers from my local tax office confirming there's no way I missed 2008 nor 2009 taxes, I was hit with 4 separate ride-by appraisal fees on the exact same day, which by the way happened three months in a row. I was under the impression that an appraisal was for all the new roof work, marble counter tops, the new carpet & tile, the inside work with ceilings and all the new add-ons, not some low ball ride-by appraisal, and how or why so many for the same day. I have been waiting on a payment history for over 8 months. Even after faxing the paid in full Tax Receipts from 2006 till 2015, I still have an escrow account.
My last beef is when I call to see why I have a late payment fee on my statement even though I sent triple sometimes quadruple my payments. Why was every penny over interest not applied to my principal balance. They say they received one payment May 28th, but I fax cashier's check receipt showing it was purchased on the 2nd day of the month for $1500, but SLS records say $900 less and 26 days late. Why keep receipts when even proving someone other than me has made a mistake, they still won't apply the difference to my principal balance.
So tired of being scammed, don't know who or where to turn. Someone please help. Citi Mortgage tells me no past taxes were due but they insist on making me repay taxes to which I have receipts and have faxed them in. I filed a complaint with BBB and was told I would get a response from SLS within 30 days. Well it's been 5 months and still nothing. I really would like to get rid of this ridiculous APR, which by the way, is triple my car loan. Predatory realtors are one thing, but when banks tell you not to send a payment due to modification process, and then out the blue are talking denied and foreclosure in the same sentence, it's crazy.
I thank God for not blowing the money and having it to catch up on my missed payments, whom the company specifically told me to write this number down, keep up with it for future reference, and then you sell my loan to a company that has been scamming me since the day they purchased my loan. Someone please help, and ooh by the way, if at all possible, stay away from SLS. Can't wait till I get those Class Action Lawsuit papers in the mail because unlike me, sooner or later someone with the right sources and knowledge is going to file suit and I pray my nightmare is over with.

I'm wondering what others involved with SLS have done. Our B of A loan was taken over by SLS. I have been in contact with them, trying really hard to keep my house. I've submitted all the paperwork they've asked for and when I called today the recording told me that my loan modification request had been denied. I haven't heard from SLS with any updates. I don't know what to do with them... Any advice out there? Do I need to get a lawyer? Thanks!

In March 2014, I was notified by Bank of America Loan Servicing that as of April 1, 2014, my loan would be serviced by Specialized Loan Servicing (SLS). I was told that a welcome letter would be received with the new account number, payment address, etc. I didn't receive the welcome letter until 4/11/2014 dated for 4/8/2014. I contacted SLS upon receipt of the welcome letter and made a payment for the April 2014 mortgage payment. I was advised that the company uses Western Union to process same day payments for a fee of $9.95. I agreed to the payment and provided my account information. The mortgage payment was withdrawn from my checking on 4/15/14 (not late until 4/16/14). I received a letter from Western Union dated 4/15/14 confirming receipt of the payment. On 4/23/14, SLS' Collections Department left a message.
I called SLS back on 4/24/14 and was told that the April payment was delinquent. I provided the collections rep with the confirmation number from Western Union and verified that the funds were withdrawn from my account. The rep said she saw a payment but it wasn't posted to my account. She then said the payment was for the March 2014 payment. I told her that my March payment was made to BoA as SLS didn't start servicing my loan until 4/1/14. The rep couldn't figure out where the payment was posted and asked me IF THE PAYMENT SHOULD HAVE BEEN APPLIED TO MY PROPERTY ADDRESS?? I only own one home. I was told by a supervisor that they had to investigate where payment went. The supervisor said the accounting department would have to investigate and she would call back. The supervisor called back the next day and said that because SLS had just begun servicing my loan, my account was not "fully setup"; therefore, SLS may not be able to post my payment until 60 days.
I expressed concern about their practice because a home is considered pre-foreclosure if payment is not received in 60 days. The supervisor assured me that no collection activity would be made, my credit would not be affected and no foreclosure actions would be taken. She said the accounting department was going to expedite setting up my account. May 2014, I received another collection letter indicating that my April & May (that was made on time) payments were not received. I called back and spoke to the same supervisor. I was told that the account was still not set up but she would call accounting department again because they were supposed to have setup my account the week we had previously spoken in April. The supervisor call back and said the account was set up. I verified on SLS' website that both my April & May payments were posted to my account at the end of May.
June 2014, I tried to make the monthly payment on SLS' website. When I logged into my account it showed a balance due greater than the normal payment. I called customer service and was told that some fees were attached on the account. The rep could not tell me what the fees were for but she "thought" they may have been sent over from the previous loan servicer. I explained that my account was in good standing with my previous servicer and no fees were due. A supervisor, Brian, got on the line and said he thought the fees were "transfer fees". He said that he had to refer the situation to another department for "investigation". I asked when I would be contacted and was told that I had to call back for an answer. I asked for a letter from SLS explaining what the fees were and when they were going to be removed because I shouldn't have to pay transfer fees.
The supervisor said that SLS couldn't write a letter and I would have to call. After I told the supervisor just what I thought of SLS' poor service and practices, he told me that he would watch the "investigation" and call me back. A week letter I had received no follow-up from Brian so I called back to SLS. I asked the rep to read over the notes on my account and tell me if the fees were removed. The rep said that the only notes were on my account were, "Customer wants fees removed". The rep said that the fees were removed. I asked what the fees were for and was told that the fees were for a "Buyer's Property Appraisal". When I told the rep that I had not ordered an appraisal, I was told, "That is why the fees were removed".
I asked the rep if it was customary to do an appraisal of a property's owner's property without their authorization. I was told that the appraisal is normally not done unless an account goes 45 DAYS DELINQUENT. It appears that although I was assured that because they couldn't post my payments until 60 days due to their system, no collection activity would be made, it appears that the company did initiate some collection activity for payments that were made ON TIME. SLS has horrible customer service, accounting and business practices. I was going to wait to refinance but due to SLS' ineptitude, I will be refinancing sooner rather than later. I am also watching my credit report to make certain no inaccurate information is reported. I wish I knew how I could sue this company but I am going to report them to every governmental agency that I can think of. If you can avoid it, DO NOT DO BUSINESS WITH THIS COMPANY.

The writer that is trying to figure out whether SLS is just plain evil or Mega Incompetent shares my sentiments exactly. I thought I was going crazy, but documenting the ludicrous transactions with the company made me realize that their actions could not be just coincidence. It is funny at times, reviewing the stupidity of their assertions. Hoping to hook up with a good class action/mortgage fraud attorney through the company legal plan, but may just have to do it myself like Sherman ** out of IL.

Since SLS took over my HELOC loan number ** two months ago, they have started charging principal AND interest whereas I could have paid only interest before they took over the loan. When I told them this is an interest-only HELOC, they said I could send paperwork to 'modify' my loan to lower the monthly payments. However, after sending them everything they asked for, a 'clerk' was assigned as my primary contact named 'Cynthia' (Teller ID **) and she was rude and lied to me when I asked when my request for a modification would be submitted for approval. She said she sent me a letter requesting 'additional information'; however I said I have not received it and asked when she sent it. She said it was sent one day ago and I said it takes longer than that to receive mail. But it has been a week now and still no mail from SLS asking for more information. They have a scam going to avoid modifying loans by saying missing information is delaying customer requests. This is a LIE!! Thanks,

I was unaware that I was not on my mortgage until my husband passed. Told me they found not talk to me until I had Exec State Papers. Stayed current, until recently, fell behind almost current $488.00 left but they want to foreclose. Working on estate papers but they still refuse to listen!

I hope everyone realizes that a collection agencies have no rights unless you contract with them by paying them and reaffirming the so call debt with these "claim purchaser" (SLS). If they contact you by cell phone its a $1500.00 fine TCPA violation per phone call, if they contact you by mail it's a $1000.00 violation pursuant to the FDCPA. You can start by sending SLS a dispute letter. Ask for the original contract that states you have some type of deal with SLS, "wet ink signature" contract. They will not have it, you will have to sue SLS in federal court as a pro SI litigant (represent yourself). It usually cost about $300.00.
Your cause of action would be several: Fair debt collections practices act, and telecommunications practicing act violations. In most cases you can have the court cost waived by filling an in-forma poprus. When you begin your case you will be able to ask that SLS bring forth your original contract with your wet ink signature, the original aka "collateral file". Now SLS will have to manufacture this alleged contract and will have to put forth a sworn declaration to their fake evidence, which might I add is very ballsy of them to bring into court. After this you can schedule for an evidentuary hearing which allows you to test the integrity or truth of the fake evidence brought in by SLS. There you can have them sanctioned.... I could go on and on about these third party interlopers who are committing fraud by the hour (SLS) but I won't. Contact me for more in depth questions on these fraudsters. I have been trying to get a modification with SLS since the 15th of Dec of 13. It is now April 26 of 2014 and still I am going back and forth with them. I keep on getting, “You do not have what we need now.” I get a letter that says, “We will not be able to help.” Why did they not just say so in the first place? They really do not want to help. Stay away from this company. They just want the MONEY. If I could give them a negative star I would.

Our mortgage was sold to Specialized Loan Servicing around the time we entered a Chapter 13 Bankruptcy. The mortgage was in arrears, and was paid through the courts for several years. All of the back payments were caught up, but since the Trustee sent large payments toward the end of the five year bankruptcy, SLS applied all of those funds to one payment, keeping us several months behind, instead of applying an amount equal to several payments to several months of payments. The trustee sent them a request to 'deem current' which they did, their lawyer sending us a form to that effect. But when they finally 'transitioned' us out of the bankruptcy office, we were still showing several payments behind.
Apparently they 'lost' the paperwork from their lawyer which deemed us current. Over the four months following the discharge of our bankruptcy by the courts, I got a different story each time I tried to find out why SLS refused to release us from the bankruptcy status and resume sending us monthly statements. We have not received a statement from them since 2010, so I have no clue how they have applied our funds. They refuse even to give us a principal amount. Each person one talks to gives a different account. One says 'we have all of your paperwork' and the next one says 'we are still awaiting documents from the courts.'
After four months, I finally lost it with them this morning, and the angrier I became, the more self-righteous was the customer service person, carrying more for their tender ears than for the hell they were putting me through. They finally tried to transfer me to "HUD" which makes me think they are hoping to hit us up for all sorts of refinancing fees. We are no longer behind, and it was a hard fought battle, and I resent them going out of their way to keep us in 'loss mitigation' status, which means they will be sending us default letters at about two to four per day.
This company is stupid, evil, unethical, and in violation of laws. They insisted they could NOT send us statements, telling me they were being sent to the Trustee. The other mortgage company on our rental house sent statements throughout the entire bankruptcy, so I know they could have. I found out at the end of the Chapter 13 that they were not actually sending the monthly statements to the Trustee, either. I hope the earth opens up under this company and hell swallows them. They either enjoy harassing people, or are trying to get our home, or just love to stick it to people, or they are total complete ** morons. I can't tell yet.

I had a bankruptcy in 2010. B of A sold my second mortgage to these miscreants. I have been keep up with my payments with them. The only way I can pay them is by calling them each month. They refuse to send me a statement (even though I still get one for my first mortgage from B of A) stating that they are not allowed to attempt to collect a debt. The phone parasites who work for the company are either complicate or just thrilled to have a job, so they take on the lechery of their employer. For over a year, I have called each month to make a payment. I have been told most times that there is a separate number to call in order to have the "Western Union" fee of $11.95 (approx) waived. A few times, including today, the automaton humanoid refused to admit that this practice happens and they proceed to argue with me.
Once a woman "put me on hold" to ask her "supervisor" about it. Turned out she forgot to put me on hold and proceeded to talk crap about me to the person sitting in the seat next to her. They are left to their own devices, do not really ask supervisors anything, refuse to tell you what you owe and are the worst - hands down - worst company I have ever had the displeasure of dealing with. I am going to stop making payments to them.
My attorney told me that all they can do is put a lien on my house with interest and late payment fees so that when I sell it I will owe them. That seems easier than dealing with the constant stress each month of dealing with them. The guy today also started out by asking me who my first mortgage was with. I refused to tell him. He asked me why I was "being rude." Ha ha. I asked him who they bought my second from and he said they never buy loans. A few months ago I went to my local branch of B of A and sat there while the mortgage officer called Specialized and asked if they bought my loan. The answer was yes.
This company lies, obfuscates their ever changing rules. My only worry now is that they could perhaps begin foreclosure proceedings if I don't pay them. My attorney said that they would have to purchase the first mortgage in order to begin proceedings. If anyone who knows anything regarding this sort of issue, any information would be appreciated.

I, like many of the others had my loan from BofA sold to SLS... I took pride in keeping my payments current, so I am taken aback at the unprofessional treatment by SLS. They seem to make their own rules instead of following the contract that they procured.

Think of how much trouble it is just to post a complaint. Think of how many people have just gotten mad and then given up. Think that that is part of their employee manual to frustrate and confuse the people until they have had enough. In California there is a homeowner bill of rights and this company clearly is in violation of. I am just not sure who and how they are prosecuted. This case has had 3 BPO's 7 offers. The client has had to provide 1 year of updated info 12 times. They finally agreed what documents they needed.
Every time we called a new person said something else was missing. They now said they have a response and it is being sent over. Well 4 days later and 4 phone calls, there is nothing but the wrong document. I am sure that somewhere in their employee manual are instructions to pass the buck as many times as possible so that eventually people get tired and give up. Reminds me of the movie "Margin Call" when they denied so many claims and unless and until they get nasty or decide to sue them they just deny the claim and watch people give up so they do not have to deal with them.
This is a huge disservice and SLS is gaining on upset clients every day. I said they have a greasy pole and they want someone to attempt to climb it only to start again. As of this moment we still do not have the letter and I am about to go on round 5 of the complaining so they do what they said. PLEASE SOMEONE INVESTIGATE THIS.

When SLS took over our loan they tried to extort us into using their insurance for the note. We notified them that we already had insurance that covered any liability that may occur. They purposely ignored our messages and the notices from OUR insurance company and tried to put their insurance company at about 10x the premium we were paying. After almost a year, they relented and went with our insurance but not without a battle. We pay our payment on time every month like clockwork and now we saw an additional bill for $2,482.00 They would not tell us what the billing was for until we escalated to a manager. They told us it was for legal fees???????
When we asked for what they did not have an answer and told US to send documentation. We asked for the origin of the fees and a breakdown and they refused. The arrogance of the people on the phone is beyond belief. We are now getting our attorney involved and the district attorney. Their business practices (if you call what they're doing business) borders on criminal. We have never been harassed for something we did not do so relentlessly but when we try to point out their mistake they are completely unwilling to communicate or resolve it in a professional manner. These people need to be STOPPED!!!!

First I'd like to say I believe from my interactions with SLS that they are a criminal enterprise. Like so many others, I have been denied a modification after trying to be proactive and being told over and over again for months that I was missing this document or that document. I sent everything in and some things several times. From what I've been able to find out, there will never be a modification - its all a ploy. No one there is consistent and they are trained liars. Most recently, I have been dealing with SLS' error with my escrow. They have evaluated it 3 times since October and they have completely screwed it up.
As of late they are telling me my house payment is going up by 300 some odd dollars. Its just crazy. Somebody is skimming off the top because what I uncovered is they are projecting my escrow by doubling both my summer & winter taxes in error!!! Who are these people? I'm just beside myself. We even met with the property tax person at our city hall and she found that SLS had indeed made additional tax payments in error!!! Now I'm trying to get this all straightened out to bring my payments back down to normal. This company is a disgrace. Isn't there some entity, some government agency, someone out there who can help all of us frustrated and deceived SLS customers?

I had a mortgage through Countrywide (later bought by Bank of America) for eight years. During that span, I was late ONCE only by a day or so. I consider myself to be a good homeowner, and I am proud to pay my mortgage on time each month. In November 2013, I get a random letter from BOA saying my mortgage would sold to SLS in December, and it's been a nightmare ever since. Honestly, I've spent more time on the phone with them in the past three months than in the entire eight years with BOA.
On December 1st, I called SLS to ask where to send my first payment. I was told I was still being "put in the system" and I would have 60 days to make my first payment anyway - so no big deal. By December 30, I still didn't have a bill from them, so I called again. When I was told that a bill for December was coming ASAP, I advised them it would be paid the moment I received it. The next day 7 PM on New Year's Eve, no less, I was called by a very harassing bill collector asking where their December payment was.
Now, I know quite a lot about being a bill collector, I was one for 6 years, and I consistently performed at the top of my office. I know the FDCPA inside and out. I also know what harassment is....I had made perfectly acceptable and reasonable payment arrangements with SLS just the day before, and they were calling me demanding their payment on a bill I hadn't received yet.
I finally got my bill on January 6th. It was a double statement, with January's mortgage payment on there as well. I literally was driving to the post office with a check to drop in the mail the VERY NEXT DAY when another rude collector of theirs contacted me asking where December's payment was. Unbelievable. Ever since then, I've gotten letters saying my insurance isn't adequate enough, and I should pay another $300, and I got one saying that conveniently my mortgage payment will be increasing by $16/month to cover a "miscalculation" on their part.
Now, I'm sitting here 10 days after I sent my February payment, and they still haven't received it. They want $10 to make a payment by phone (bank fee for stopping payment on a check is $36) to keep me from being late and avoiding a $25 late fee. I know nobody actually "likes" their mortgage company. However, dealing with SLS has been the absolute worst, and I'm tired of being treated like a deadbeat.

I do not know why our 2nd loan ended up with SLS. This company has no morals nor ethics. This company is not customer friendly. We have asked for documentation regarding how much of our money is actually going to pay down the loan. Only once did we see a disappointing amount that was paying down the principal; the majority was for interests and other nonsense - and this was a couple years ago. I have heard horror stories related to SLS. We have also heard that the DRE are the appropriate institution to notify. It is overdue that companies like SLS be eliminated due to their business practices!

We have a 2nd Mortgage held by SLS and refinanced using the HARP program. Getting approvals and documents returned from SLS was a terrible experience. It delayed our closing twice and nearly caused us to lose the refi opportunity. They are non responsive, don't return calls or emails, and unless you escalate to a senior level manager, it is impossible to get anything done. Recently, I tried to set up an online account so I could sign up for paperless statements. Their website says they will send a temporary password via email, but I've been waiting 2 days and have not received the password. It is obvious this business places a very low priority on customer satisfaction.

Over 2 years ago, we tried to apply for a loan mod with BOA. They would not even consider us because we were current on our payments. We saw trouble in the future and wanted to be proactive. They told us to contact them when we fall behind. It happened. We were sent the documents. Filled them out, faxed them in. We had to do this several times because they were always missing something. We could never get a hold of the rep assigned to us. This went on for several months. Faxing documents continuously. Finally BOA set up a place to meet with customers by appointment. Just days before our appointment, we received a letter stating our loan was no longer with BOA, but was transferred to SLS. (but really it was Bank of New York Mellon).
Dealing with SLS was like dealing with an unorganized telemarketing center. We had to start the game all over again. Sending documents in, getting told documents are missing...over and over again. We were told different things all the time. Someone would say certain documents were requested, then I would call back after I sent them and someone else would say I needed to send something else or that no documents were missing. I'm exhausted.
I contacted my Attorney General to complain. Nothing came of it. We received notice recently that our loan is now transferred to Green Tree. We were served foreclosure papers over the holidays. Merry Christmas and Happy New Year to us. My 4 children will soon be homeless. Something needs done about these big banks. The playing with the lives of families has got to stop. There was no relief involved in any way. They don't want to work with people to save their homes. It's a huge investment ploy! A huge joke!

My husband and I got behind in our mortgage payments after Hurricane Ike. We both lost our jobs and our home was damaged to the point we could not live in it. When we did send a payment they applied it to an escrow account and not to our payment. Then we would get a letter saying we had not made a payment. This continued for months and months. We tried telling SLS that we did not want their insurance and wanted to get our own. The insurance they have on our home didn't even cover the personal property we lost inside our home due to the hurricane. Since my husband and I have been trying to get a loan modification for a several years now.
We have applied four times. Each time we have been told either we didn't send in all the forms (which we did) or we don't qualify and have even been told we had to be on welfare to qualify for the Obama modification program. We have filed bankruptcy twice now to avoid foreclosure. But with what SLS says we owe in payments, late fees and attorney fees the bankruptcy payment has been way more than we could afford. We have tried to send SLS out mortgage payments and they will not accept them. What SLS says we owe in all the fees plus the original loan amount the total is three times what our home is valued at.
We have tried everything possible to work with this company. All we want to do is keep our home and make our mortgage payments. Every person you speak with at SLS tells you something different. Once again we are in foreclosure and live in fear every day that we will lose our home. SLS does not care about the homeowner nor will they work with you to save your home. If a homeowner is wanting to work something out and pay their mortgage payments, they should work with you. I can't believe they continue to treat people the way they do and are still in business!!!! Maybe those of us complaining need to get together and file a civil case against SLS. I for one am fed up with SLS and can't believe the attorney general has not stepped in and done something about this company before more families lose their homes!!

My BOFA mortgage was sold to SLS over a year ago in the midst of a short-sale process and since then, I have been on a tortuous journey through the SLS short-sale maze that seemed designed to confuse and frustrate customers by constantly requesting the same documentation over and over again and claiming that the sent documents were not received. I am not sure what their motivation is for dragging the process out, but given the negative experience recounted by other SLS customers, I believe there is a method to their madness and government regulators need to step in immediately and investigate this company before they ruin more lives. Also, if there is ever a case for a class-action lawsuit, SLS is definitely it! Class-action lawyers, take note.

Our BOA loan was transferred to SLS over two years ago. We have been trying to get a HAMP modification as that is what SLS said we would qualify for. Every three months, they would ask for the same Documents, Bank Statements, Pay Stubs, etc. and we would send them in. We were finally approved in June for a three-month trial period. The mortgage amount increased in addition to no reduction to the principal or interest. We made the 3 payments UGH when our CPA brought it to their attention that they calculated wrong. SLS said the investor would not agree to the HAMP modifications and that they didn't have to go by their guidelines. Now we have submitted a short sale offer and they are asking us for those same documents I had to send every three months. Are they joking? I am so sick of them and the mental stress they have put me through. At this point they can either take the offer or foreclose, I simply can't take anymore of this. There should be a law against what they are doing to people. Someone please take notice and help!

The details you mention are so similar to my experience. However, I represent the sellers as their agent. We have had this nightmare in process since February. 5 buyers with solid offers that have been submitted and denied without any counter offer or other negotiations to mitigate the losses and let this homeowner move on with her life. We are on the 3rd BPO and call every 2 days to request updates. I personally have completed over 173 successful short sales. The way they mismanage this entire process and every touch point and communication needs to be revealed to the world and to regulators. This company has the worst customer service and complete run around, bringing any normal human to boil over. I am now spending my precious time on these comments. This could be another way they systematically bring and normal person to boil over. I hope this goes viral and every manager or employee understands what all their customers and any contact understands.

My HELOC was sold to SLS without my knowledge last year. I had the house insured at the time, and provided proof. SLS claimed they received the insurance info late, bought insurance and set up an escrow account. They were not very responsive or helpful in closing the escrow account. Said that they could not close it and that I had to pay for it every month. I filed a complaint with the Illinois Dept. of Insurance. They closed the escrow account but continued to bill me! Due to the economy, I got behind a couple months this past summer. When I called in August for the amount to bring me current, I was given a figure. I mailed a check for the amount I was told.
About 3 weeks later, I got the check back from SLS, with a letter stating it was not the correct amount. I didn't pay some fee I was never told about and they could not accept it! I then called them and was given another amount that would bring me current, which was more than double the check I had just sent them! No explanation as to why it was so high or what extra fees were tacked on. I sent them the check. About 3 weeks later, I received a letter from an attorney's office stating they were retained to collect on my loan! When I called SLS, the person on the line seemed like they did not know what was going on or what their procedures were. I then was told the check was being returned to me because it was not a certified check!
No one had told me it had to be certified. They told me they would have to send me a reinstatement letter. Wow, my payment went from $2000 to over $10,000 in a matter of a couple months and I'm being threatened with foreclosure. They are trying to charge me $4,200 for attorney fees, on top of a bunch of extraneous charges and fees. I called the attorney office to complain that they could not possibly charge over $4,200 for a letter. They said that fee is probably estimated and are looking into the matter at this time. It looks like SLS would have me pay them full attorney fees, then turn around and pocket any fee not billed to them. We'll see how this plays out. But this company is bad.
I believe they falsely charge for phantom fees and charges, and bill for services that are not performed. I have never heard of a company refusing payment on a bill. They returned two checks that would have brought my account current. Now I'm faced with foreclosure. What a scam!! There are so many complaints about this company on this site. I cannot believe that the Attorney General has not looked into this company for wrongdoing.

I wanted to know if I could pay over the phone instead of being charged $9.95 to do it on the website. I was late by 45 days and wanted to pay ASAP. The customer rep said no and went right into all of the bad things that were going to happen to me if I did not pay now. She did not even stop after she got started talking. I think that she could have been a little more understanding and it sounded like she was reading from a script and could not care less about the customer. I had a similar experience with SLS about 5 years ago and things sure have not changed. They do not want to answer your question, they only want to talk about what is going to happen if you do not pay now through them. She would not listen to me. She only wanted to keep telling me more fees, bad credit report, inspection fees, etc.
I only wanted to have someone talk to me with respect. She had none. I do not like this company and when I am in a better position, I will get rid of them as fast as I can. I called back and got the same person and I wanted to talk to someone else and she said that she would have to know what I was going to say before she could get someone else to help me. I told her that I wanted a supervisor and she told me that She would see if one was available. I told her that I needed to speak with someone that was not going to talk down to me and she said that she did not do that. I kept telling her that I wanted to talk to someone else and she finally got off the line and I waited and waited and no one came and I had to hang up. This is not way to deal with customers even if they are late on paying. My suggestion to anyone that is going to have to deal with them is to be prepared for a bad experience.

I have had the worst customer service experience I have ever encountered dealing with SLS recently. The current issue is the lack of clarity, concern, care, efficiency my husband and I have experienced with SLS processes and procedures during our recent short sale request. I have provided a detailed account of our experience below; however, I like to highlight early on several themes customers should be aware of.
1) SLS’s customer service representatives do not give the same information regarding their processes. Just about every time you call you will get a different answer to a variety of different questions about the short sale process and their procedures. 2) SLS refuses to let customers speak to anyone of authority. The customer service reps play the transfer game until customers give up or become irate. 3) Once customers reach their “boiling point” the customer service reps only offer canned responses and do not seem to have any empathy to customers who are victims of their inefficient and questionable practices. 4) SLS are not timely and will offer false information. As indicated in issue #1, customers should not trust SLS customer service reps. When they tell you they have received everything they need they will come back with requests for little things already submitted to them. It is critical to follow-up repeatedly.
My husband and I had two loans, a primary with Bank of America (BOA) and a line of credit that BOA sold to SLS in 2012. We had been trying to sell the property for years; however with the current housing market and our financial situation, we were forced to apply for a short sale. I contacted SLS Customer Service in June to inquire about their short sale process. I was told that if the short sale was approved the primary lien holder, BOA had to initiate contact with SLS to negotiate the amount SLS would receive when my husband and I sold the property. We received short sale approval by BOA in the beginning of July. At that time, we had no reason to doubt what SLS told us so we waited patiently for a buyer to purchase the property and figured BOA and SLS would work amongst themselves when it was time.
By the end of August we received an offer on the property but still had not heard anything from SLS or BOA about the two firms working together to negotiate the final terms with SLS. We called BOA and were informed that the process explained to us by SLS was incorrect. We called SLS Customer Service on 3 different occasions to inquire again about the short sale process and were told 3 different answers. We finally demanded to speak with someone that could offer us a clear and consistent answer. We were elevated to the Customer Resolutions Department. We were told that we had to follow a similar short sale process as with BOA. We were asked to submit the package we submitted to BOA and conduct a phone interview.
During the conversation with the Customer Resolutions Representative our real estate agent and I expressed our frustration with the miscommunication with the process. We further expressed our concern with SLS holding up the closing scheduled October 11. We were told the short sale process was straightforward, our case would be flagged as urgent, and the process should not take longer than 30 days especially considering that BOA, as the primary lien holder, had already approved the short sale. The rep even stated that she expected the outcome in less than 30 days.
Fast forward to mid September we still had not received approval. My husband and I began calling SLS every few days or so to check the status and ensure things were moving in the right direction. The automated message stated that all documentation had been received and the agent was reviewing the files. When speaking to a live customer service rep, we were given the same message. On September 27 our real estate agent was informed by SLS that the Broker’s Professional Opinion was scheduled to be performed soon and a final answer should occur about 5 days of after that.
On September 30, my husband called to double-check the status and was told that underwriter, Angela, did not have all the information she needed after all. We submitted the documentation that same day only to be told days later SLS still had not received the documentation because their email service takes 2-3 days to upload documents.
On October 4, I called again to check the status and at a minimum find out if the documentation we submitted was sufficient – we were running out of time to submit more documentation and wait the 2-3 days for uploading. I was told that the person working our file was out of office and no one was sure when she would return. I demanded to speak with the supervisor of the person working our file. After 50 minutes of dialogue and waiting with the Customer Resolutions Supervisor, Daynard, I believe, told me that he was unable to physically locate the supervisor but would create an elevated ticket explaining the circumstance. He told me that Angela’s supervisor would call me Monday, October 7 in the afternoon and if she had not contacted me by 2, I should call and ask for her specifically.
I did not think it was possible to be more frustrated until the fiasco I experienced when I called the afternoon of Monday, October 7. I demanded to speak with Angela’s supervisor and was passed to 3 different customer service reps instead – each of which required me to go over my account details which included verifying phone numbers, email addresses, property address, etc. It took 30 minutes before I was able to speak with a Customer Resolutions Supervisor named Toby, I believe.
Toby was rude and short with me. I demanded to speak with Angela’s supervisor; however, he refused to transfer me. He also stated that he would transfer me directly to Angela but she was not at work. He offered a generic apology and the same offer of an elevated ticket that Daynard processed that prior Friday. My voice was trembling and was very angry. It was obvious how upset I was. I explained again that we were scheduled to close in less than a week; however, we had no progress on the short sale request and seemed that Angela was not around to work the file. I explained that I wasn't even sure if we had submitted the right documentation. I went over the entire story – the call was well over one hour. Toby did not care. He, just like all the other representatives, seemed to be numb to the stress and chaos SLS causes their customers because of their shoddy tactics.
I called today, October 8 and spoke with yet another Customer Resolutions Supervisor named Anthony. Anthony informed me that he was unable to elevate my concern to Angela’s supervisor because Angela was still compliant with SLS’s 5 day response protocol – which was very different than the information I was given by the 2 previous supervisors who both claimed they elevated the concern already.
As I write this letter on October 8, I am no closer to the status of our short sale request than I was when we were finally told the real process at the end of August. We have to cancel our closing and the buyers may withdraw their offer. I am in utter disbelief that this is happening. No company has ever made my husband and I feel so vulnerable and powerless. My story is not unique. There are pages and pages of similar complaints from other customers.

SLS purchased my mortgage from Bank of America, of course without my knowledge! They have had my account since September of 2012 and have been working on a short sale since end of March 2013. SLS has so many faults I do not know where to start. I find it hard to believe this company is not in litigation for their non-compliance of federal lending/mortgage laws. I wish for all people to bond together especially those who are in the process of foreclosure or trying to short sale their home. I now call on a daily basis as well as my Realtor and we are told something different each day! They took so long to process all my initial documents for a short sale that I had to resubmit again. Mind you this has been going on since March of this year!! They have been telling me that all paperwork work has been submitted for final review and just waiting for an answer.
Then I call yesterday and was told now they need last 2 months of bank statements again and they don't show that they ever received them originally, but yet was told each day all documents were there and file was complete for review. This is very frustrating and my credit is being ruined more each day. They also informed me that my file is only looked at every 5 days... How can a company get by with these practices?? Representatives & Supervisors are not knowledgeable and wonder if they are not answering phones from home?? They also tell me they have 30 days to make their decision...
Well, I have hit that 30 mark several times, but then they tell me a form that was previously there has now somehow magically disappeared! So this is how they can delay process of any loan modifications or short sales! However, even to proceed with a short sale, they need an offer on the home. Well, that offer and purchase agreement is time and day sensitive, but they feel they have the power to overrule those contracts! Hopefully the right attorney sees the complaints on SLS and decides to investigate their malpractices and can fight for the consumers! I do plan to contact the attorney general's office to see if that helps at all.

2 months ago, we modified our loan with SLS. We agreed on an amount we could afford. But my first statement included about $300 of bogus fees. I called in and nobody would give me an explanation and this already puts us above the agreed payment. I assumed maybe they were costs related to the modification and paid. I just received my second statement. Now there are over $400 bogus fees. As a matter of fact, on August 29th, they charged me for 9 separate inspections fees at $11 each, among many others that amounts to about $400. Again I call, they can't explain it, well they won't. Now they want to send a fax, a fax? Who owns a fax anymore, or sends a letter? Who buys stamps anymore? Not by phone, not by email. To be continued.

SLS holds my SECOND mortgage (about $18K). My husband lost his job in February 2013. I contacted ALL of my creditors to ask what type of assistance they could help me with so that we DIDN'T get behind on any bills. My first mortgage (not SLS) graciously offered us to refinance (asking for 2 documents only!) with current interest rates and they reduced my payment by almost $400 a month (because they already owned the loan). So SLS asked me to send in all of the loan modification docs; I spent hours and hours organizing and double checking that we had each and every single document they wanted. They got it all! About 2 months later they advised me that we didn't qualify for a loan modification because we had more money going out for expenses than we had coming in... Um well, duh! If I had the money I wouldn't be asking for help.
I originally just asked if they had any options to defer my payments for a few months, or whatever. They treated it like a refinance. Of course, this was denied. Then they tried to charge me a appraisal fee of $135 which (1) no one ever came to my house because I'm home all the time, (2) if they would have told me they needed it, I could have provided the one I had used for refinancing my first mortgage. I sent a dispute letter and refused to pay this.... I sure better not find out they were pulling my leg about waiving this fee since I was never notified about it.
So EVERY Tuesday since February I have got a call from someone at SLS. The poor person who calls me has no idea what they are calling me for until after I get on the phone with them and I have to explain it all to them. So... my husband and I ended up cashing out his retirement because we have some legal fees to pay (unrelated to this) and we have some extra $$ left over, so I (after discussing and going with SLS's suggestion) sent them a letter requesting a SHORT PAYOFF. I offered them more than half of what we owe to pay them in a lump sum. They they tell me they need proof of funds; I send it. Then they need a copy of our W2s. Now they want a copy of our most recent 2 pay stubs (again hubby not work) so I have sent in.
I have been told (every Tuesday when they call) that my file is complete and underwriting is reviewing & they aren't sure why they haven't reviewed or made a decision about my offer and that they will send a request to underwriting to expedite it. I have lots of faith (not in SLS, but in general) and this week, after praying about it, I decided (unwillingly) that maybe this isn't what God wants me to with our cash. So after reading all of these comments, I am very mad, disappointed and sad that a company could act so reckless and just play games with people's livelihood here.
Why do we work? To pay our bills! Am I behind on ANY payments, no! My husband and I have excellent credit and I'm appalled that creditors aren't willing to help you until AFTER more problems are created (they actually want me to behind on payments before they will help - I'm referring to other creditors in general too!). It makes me sick that people who are living honest lives can be jacked up by people who aren't here to help anyone. I will do everything I can to get rid of SLS! Wish you all the best too!

I had been behind on my mortgage payments and my taxes. Since January 2013, I have worked very hard to get my payment and my county taxes caught up. By April 2013, I have paid all behind mortgages payment and my county taxes. I have written a letter to Specialized Loan Serving explaining what I was doing and I was getting everything caught up to date with my tax federal income refund return and asked then not to setup escrow account to pay my taxes. I will pay my taxes. When I received my tax returns refunds I immediately paid my taxes to the county and my mortgage is up to date on April 26, 2013. I called Specialized Loan Serving, told them that everything is up to date and paid.
The county I live in we pay taxes every 6 months, June 5th and December 5 each year. So when I went on June 5 to pay this year 2013 property taxes. The county said that my taxes were already paid by Specialized Loan Services. I told the county that they shouldn't have set up an escrow account. The county advised me to pay my June taxes for the first 6 months half of the yearly taxes for 2013. That the county was in the process of sending Specialized Loans Services their refund back to them. I called them again. Specialized Loan Services had gone ahead and set up an escrow account on May 10 2013 anyway. I received a letter from SLS confirming that I had paid my taxes and the County of Henrico VA would send them a refund to Specialized Loan Services and when they receive they will terminate my escrow account.
I called them again in ending of June 2013 to verify what I owe Specialized Loan Services. Stated that I still owe the house payment and on the escrow account and some late charges. I stated that Specialized Loan service should have terminated the escrow account. The representative at SLS stated," Oh I see," and said that I was caught up and that all I need to pay was a mortgage payment in July 2013 and some late charges that I was caught up to date. I call them back about setting an Automatic Payment plan with them. I found out that I needed to pay a mortgage payment and on the escrow plus the late charges. I then went to the county again and confirmed that the county refunded SLS their money and I have documentation that shows and the county paid SLS 3 times.
I have all the documents that I did what Specialized Loans Services asked me to do, and SLS still won't terminate the loan. They are jacking up my payment so high I can't pay the payments with escrow attached and soon be getting behind again and possible be losing my home. Specialized Loan Services has Henrico County, Va money and is getting my money too.

Due to SLS' stringent loan subordination requirements, I was unable to participate in a great refinance offer with Chase. Chase has a super streamline refinance program that allows you to reduce your rate and they cover the closing costs. Chase's process is typically quick and requires minimal documentation. However, SLS has a standard subordination process that does not coincide with Chase's offer. As such, I have to refinance and cover the closing costs on my own or continue with my existing mortgage as it is.

I have been trying for a year or more to get a loan modification, and every time I call, it is under review. I have done everything that they asked of me. I can't even get trial payments. I was told that they don't do trial payments anymore.

Specialized Loan Servicing bought my HELOC that was in the process of HAMP modification for ten cents on the dollar. Bank of America never notified me of transfer and SLS never sends a bill. Catch-22, gotcha - the worst sneaky tricks!

SLS is generally incompetent. I asked for a payoff quote on a specific day and they would not/could not do that. It had to be one month from the request date. Then you are supposed to send them the payoff amount for one month out and after they receive the payoff, they will charge you whatever they wish and return the balance to you (I assume). You cannot verify in advance what they will charge you. I wanted to pay off the loan the next day via an overnight courier. I calculated the interest I would owe through the following day. (I do this for a living and have calculated payoff amounts on every loan type there ever was.) The only question I had was do they charge interest through the previous day of receipt or the day of receipt. They did call me back a day after receipt of the funds and informed me I calculated the wrong amount. It turns out I assumed that when I received a statement that had the next due date of 5/1/13 that after receipt of payment, the interest be paid through 4/30/13. Wrong. They calculate interest through the date of their billing cycle, which in my case was 4/10/13.
I guess that is okay, but that is not how simple interest should be done. However, nowhere on their website or on their statement does it tell you the paid to date (or paid through date) of the interest. The consumer is left in the dark and must trust them without being able to verify their calculations. I allowed them via an ACH to collect the additional $90.16 they said I owed. Today is four days after they received the payoff and their website still has not recorded the payoff. In the mortgage business, if a payment is received prior to a given time in the afternoon, it is recorded that same day, not days later. They will not speak to me about this, because if you have a compliant, they require you to mail a letter to them and they will get back to you. If SLS wants to be a Big Boy in the servicing business, they need improve their IT and support system. Also, I am not an attorney, but I would think that not giving the mortgagor a paid to date on their statement/website would be out of compliance with federal regulations.

My HELOC was recently sold from Bank of America to this company. I called to ask them why I haven't received a statement yet since I know I have a payment coming up, and they told me because I had a discharged bankruptcy in 2010, they will not send any statements! In addition to that, I cannot check my account online either, since they have had problems with their website since November 2012 and do not know how to fix the problem. They are telling me that I have to call in every month to find out what my payment is and that I will not be able to check it any other way, and that I would have to wait until the end of the year when I get my 1098 to find out how much I have paid them.

About 3 months ago, apparently this company purchased the rights to service my HELOC. I am about to turn them in to the Attorney General's office already! First I got my statement and since it is a HELOC, I pay an interest only payment each month during this phase of my loan. They decided to just add some fee of $115.00 in the area of late charges. Since I have never been late, I call them and it had been nothing but a hassle to get them to take that off of my account! They are total idiots and take forever to do anything. They all claim to have the authority to do whatever. That fee turned out to be some fee that was supposed to be charged to the investor, not to me.
Next issue is that my due date is the 20th of the month and I do not like to be late. Since they had no payment option on their website that allows for one to pay online without either giving them auto-debit control of one's bank account (which no way in hell will I do!) or without charging a person around $10.00 to make the payment, then one must actually physically write a check and mail it in across the country! It barely gets there in time even though I am ready to pay it on the 1st of each month and have to wait and wait to get the statement since they are never ready online!
Now I am looking at my March 2013 statement and see 2 two different errors on it! I barely got that other mess straightened out remember! First they show the county of record to be some other country in Arizona that I have never lived in in my entire life and I have resided in AZ for almost 30 years in only 2 different property addresses. So now I have to wait again to see if they hopefully will fix that error! Next there is a line in the account summary area of the statement that shows whether or not one has a pre-payment penalty attached to their loan. Well my original loan has no pre-payment penalty attached to it, however SLS decided somehow to put down that I do! So now again I have to wait again to see if they hopefully will fix that error also!
I am sick to death of spending my life on the phone with these ** trying to fix their unprofessional handling of my home mortgage! I can go on and on. I think it should be against the law for just any company to simply purchase one's account without the authorization of the account holder. I am 61 years old and have never had to deal with anything like this before in my life! Beware of this company. They are shysters and have no idea how to handle home mortgages at all nor do they care! Everyone at SLS that I have dealt with has been rude, except for one employee there.
Also, when one goes to their website, it now says you can pay online for a one time payment. In writing on the site itself, it says you may not be charged the $9.95 fee to pay online with no further description about that and the employees say, "Oh no you won't be charged." Yeah, sure! Horrid, horrid company. Beware.

I have spoken with numerous supervisors regarding this account. They continually hold part of the mortgage every month saying we are delinquent. Recently, I sent in a $1200 payment. They don't show it. I sent copies of bank statements of amounts due and where payment was sent. They don't show correct balance, but continually show delinquent. Now they are charging past due fees and sending foreclosure notices.

SLS apparently bought my loan from my original lender. Their address on Lucent (Lucifer) Boulevard was the first red flag, and after dealing with them for a couple of years, they have proven themselves to truly be from the devil himself. They are completely unethical. Each month, they withdraw the loan payment directly from my bank account, which they are authorized to do anytime between the first and the 25th of the month, when the payment is due. I discovered that they withdraw the payment on the very last day, and then have the nerve to charge me a late fee for their failure to withdraw the payment earlier!
Sorry, but I can't believe the extent of their dishonesty and criminal behavior! I'm gladly paying the cost of getting a new loan to pay off this one, just to get rid of SLS. I resent my original lender having sold my loan to them in the first place. In addition to SLS being thieves, their customer service is just plain ridiculous. Their representatives don't even have the most basic common courtesy, and lack any common sense and understanding about how to deal with customers in a businesslike and professional manner. I don't know where they find these people, and after speaking with someone who claimed to be in charge, I don't think they care at all! I can't wait to completely sever all ties with these demons!

I worked for Specialized Loan Servicing as a mail room temporary worker for about two (2) months. The company uses temporary agencies to essentially try out workers. It dangles the potential of a permanent position through a temp-to-hire arrangement. I have a BA in Management, but took the position out of necessity and hope for advancement. The lack of organization was disturbing; my supervisor did not know apparently that I was being added to his staff and as a result I sat on my hands for my first two (2) weeks requesting work and waiting for odd jobs to be assigned to me. Human Resources was discouragingly slow about my on-boarding but I was still expected to feel like part of the company despite signs and issues that made me feel like an outsider.
I witnessed gross mismanagement during my time there. The company, which claims to have a "better way" to "do things differently" is no less predatory and seamy than any of its competitors. The company does not invest in quality equipment capable of accomplishing the tasks at hand. An example is the PaperVision program and desktop scanners, which are used in conjunction to scan all documents received from borrowers. PaperVision has many bugs, management and team leads do not know how to use it (thus cannot instruct employees), and many documents are just lost as a result. These documents can be critical to somebody's modification or to avoid foreclosure. The company's computer system in general experiences regular glitches and the IT department is quite slow at getting everything back online.
I attempted to explain my observations constructively and humbly offer suggestions for improving the processes. I also participated in company functions and tried to mingle with my colleagues. Many employees are rather unprofessional; they discuss topics that should be left out of the workplace and regularly use crude language. I never complained about this. I arrived for work on Monday, December 24, 2012, and discovered that my badge did not function at the door. I was about to leave when a security guard approached, told me that the company was closed for the holiday, and that I was no longer employed there. Management apparently decided not to inform me that I did not need to show up on Christmas Eve morning so that security would dismiss me and they could avoid any potential confrontation. I am shocked that this industry does not have a guide on how to run a legal company for loans. This company is extremely unethical, unprofessional and very unorganized. I have been working on a loan modification with them for about 6 months now. They have used every excuse possible with me and I am at the end of my line. There must be someone that these fraudsters have to report to. Who do I have to talk to in order to get this company to go away, so that others are not hurt they way I have been? These people lie directly to you and act as if they have no idea what is happening. Stay as far away from this company as you can. I would be ashamed if I were an employee of this company.

My client's loan is with Specialized Loan Service. We had been working on this file since February 2012. It is October 2012 now. Every time we call for the status, the answer is always the same: under mortgage insurance review. Then after three months, they will call and tell us they need to do another appraisal. We had done three appraisals already. One time, I was lucky to speak to one of the customer service. She told me the mortgage insurance has approved it but Specialized Loan Service let it expired. I called and left messages to the supervisors and they never returned my calls. I asked the supervisor's extension and none of them gave me a correct extension. I have recorded each conversation I had with them.

I like to say that the company SLS is a very bad and disorganized company. The people who answer the phone calls answer very professionally, but they don't do nothing else right. I've been trying to modify my loan and it's been a year and a half. They haven't helped me yet and all they do is ask for the same papers over and over and over again. Very bad business company.

I have been trying to complete a short sale after having been accepted for the HAFA program. SLS is the second lien holder and has continued to slow this process to a halt for well over 4 months. Today, October 5, they are demanding more money than they are entitled to under the law. My attorney has admonished them in the past for this prank, as has Wells Fargo, the primary lien holder. What they are doing is illegal and they should be stopped. I cannot tell you how many different people my attorneys have had to speak to over the last 6 months; they seem to change loan handlers like I change underwear - daily. It's a shell game at best. My next email is to the CT Attorney General's office.

They bought our home loan. They are really a collection agency acting like they know mortgages! They filed a Motion for Automatic Stay right after we completed our bankruptcy. (Thanks, Obama, for the wonderful housing solution!) We ended up having to retain our attorney again to file a response, when SLS then figured out and vacated the motion before our attorney's response even made it to the court! I have been fighting them daily now to get that money back, as I had to borrow it! Jeanette and John are the supervisors who have been running me around everyday! I am done, going tomorrow to file in small claims court and ask for $1,500 for my hassles! I have phone records that show me and my hubby on the phone on hold for an hour at a time! Ridiculous! Just tell me to screw off and we would have been in court already. Why play the stupid games, SLS? That is dishonest at its core!

Specialized Loan Servicing has not applied my last two payments to my loan. I was 30 days past due, and I have brought my account current. They simply did not apply my last two payments to my loan. Instead, they put the funds into an escrow account. Today, I received a letter of Notice of Default and Notice of Intent To Foreclose. I have called them twice and both times they told me they would apply the funds to my loan. We'll see what happens. They have really upset me, and their business policies are very consumer unfriendly. I will never do business with them again.

It definitely was not a mortgage company that worked for any consumer. Long story short... When my husband got laid off, we fell behind 2 months. When he got back to work, we started making payments but always 2 months behind. When the bailouts came we went through a housing program like we were suppose to. We filed all the paperwork we were supposed to (not once, but 5 times) in a years time.
At this point my husband was going to be laid off again. We were at that point wherein we were either going be forced out of our home by foreclosure, file bankruptcy or gonna have to sell our home in a quick sale. No matter what choice we made, we'll lose our home. We sold it in a quick sale and moved out of the state. Our home closed in January 2011.
In April of that year we received a letter informing us that they have received our paperwork for the bailout program and that they would review it and let us know of our options. This was the only letter of any kind that we received from them regarding our situation. Wasn't it nice of them to acknowledge our problem and try to work with us to try and save our home after we already lost it?

I held two mortgages with SLS, a first and a second. I sold the property in April 2008 and at the time of closing, my loans were paid off in full...over six months ago. At that time, SLS retained a pre-payment penalty upon the closing of the sales transaction, stating that they would take the penalty first and once I proved the transaction was a bonafide sale, they would return it. I was skeptical back then, but what could I do? They took over $10,000 of my money at the closing and I have been fighting to get my money back ever since.
I had been asked for the HUD 1 and settlement statement, proof that I was a member of the corporation listed as the Seller and proof that the corporation listed as Buyer was a separate entity from me. I have supplied SLS with all of these documents in the last several months and had been stunned when I received a letter over two weeks ago asking me once again for the HUD 1 and settlement statement.
I do not understand why SLS is asking me to supply documents they already received from me over six months ago...seems like they are just stalling and finding excuses to keep my money. Every time I supply them what they are asking for, which are all clear and straightforward documents, they say it will take them 30 to 60 days to review the information and decide the fate of my case.
There should be no other items needed to make the determination that this was indeed a bonafide sale. I have been delayed for over SIX months and enough is enough. I am angry at the way my file has been handled. Now I try to speak to someone to settle this once and for all and I can't get anywhere. In fact, I demanded to speak to a supervisor two weeks ago and it seemed he may actually help me. He asked me to fax him directly the HUD 1 and settlement statement and supplied me with his direct extension. I thought I was finally getting somewhere. I call him several times a day, every day and he does not answer his phone. I leave messages, he does not return my calls. I fax him pleas to return my call, he ignores me.
I am at wit's end. I am buying another home and factored this money into my down payment. I figured I would surely have it back by now, after all, I've done everything according to their requests. But here I sit, without the money that is rightfully mine. I NEED HELP AND SUPPORT!!! Is there something I can do, even legally to shake up this situation and demand my money back?! This truly isn't fair and I don't know where else to turn. Please help me, I'm desperate to buy my new home and put this mess behind me. Thank you.
