The ink wasn't dry on the mortgage deal that Specialized Loan Servicing made with Wells Fargo when I began to receive unwarranted debt-collection phone calls from SLS. Despite numerous assurances from SLS that the problem would be corrected, and hours spent on the phone to both Wells Fargo and SLS over a six-month period, I have finally concluded that the only remedy available to address the situation is written correspondence.
I ask for acknowledgement of this correspondence via U.S. Mail by July 27, and expect a timely response via U.S. Mail by August 31, as specified under RESPA, to resolve these issues: A stop to the incessant, creepy phone calls I have received night and day almost from the moment SLS purchased my mortgage, in which anonymous mumbling individuals give various vague reasons for calling, such as 'to discuss a personal business matter.' After tracing the mysterious phone calls back to an SLS number (800-306-6062), I realize the calls are designed to either frighten customers into thinking something is wrong with their account or lure them into some financial arrangement which will be to the advantage of SLS but almost certainly not in the best interests of the customer.
There can be no other explanation - no legitimate business authorizes employees to make phone calls without identifying themselves and their company. Therefore, let me be clear: the only 'personal business matter' I have with SLS - against my will I might add - is my monthly mortgage payment. And after seeing how SLS operates, I will never, I repeat NEVER, 'discuss a personal business matter' of any other sort with an SLS representative. Furthermore, the unauthorized calls need to stop immediately. Likewise, I have also begun receiving unauthorized e-mails; again, let me be clear - I have never given permission for SLS to contact me through e-mail, and the e-mails need to stop immediately. I expect all communication to be in writing and to be made through the U.S. Postal Service.
An end to the flood of bills and correspondence from SLS indicating that I am delinquent with payments, when I most assuredly am not. I have made my last 6 payments (February, March, April, May, June and July 2018) between the 1st and 16th of the month, as dictated by my agreement with Wells Fargo, which includes a 16-day grace period. February payment was made to Wells Fargo because I had no information about how to make payments to SLS, and because both Wells Fargo and SLS specifically stipulated that they would handle any overlap during the 60 days following purchase of my mortgage, without imposing late fees or other penalties. (See enclosed Wells Fargo confirmation document for February 2018 payment, as well as Wells Fargo and SLS communications guaranteeing both companies would handle overlap in loan payments during the transfer period.)
From the Wells Fargo letter detailing the transfer of my mortgage: 'Payments received by Wells Fargo will be forwarded to the new servicer or returned to you requesting that you send it to the new servicer.' 'A loan payment received by your old servicer on or before its due date may not be treated by the new servicer as late, and a late fee may not be imposed on you.' 'Rest assured, this transfer does not affect any terms or conditions of your mortgage other than those directly related to the servicing of your loan, such as where you send your payments.'
From the SLS letter: 'If you have already made your payment to your prior servicer... your prior servicer will forward the payment to Specialized Loan Servicing for processing. In addition, late fees will not be charged on payments that come due within the 60 days following the transfer date. In addition, we do not negatively report pay history to the credit reporting agencies within the 60 days following the transfer.' Despite repeated phone calls to both Wells Fargo and SLS, my February payment has not been credited to my account as it should have been. I have received the helpful advice that I should have my bank stop payment on the original transaction to Wells Fargo (at a cost of $33.00) or 'get Wells Fargo on the line with us now to straighten it out.' (This while I am at work, with 25 fifth-graders about to troop into my room).
Coordinating the transfer of mortgage accounts and payments from Wells Fargo to SLS is not my responsibility, nor do I have any intention of making it my responsibility. The problem is between SLS and Wells Fargo, and I expect their representatives to do whatever is necessary to correct the problem. A commitment to observe the 16-day grace period I've always had with Wells Fargo. This grace period is part of the 'terms and conditions' SLS agreed to abide by when purchasing my mortgage, and I expect SLS to honor it.
A dependable system to make payments, as well as a refund of all fees charged for paying by phone. SLS is apparently either unable to provide a dependable system for customers to make payments or is engaged in a ploy to force customers to pay phone fees - as I found out on July 16, 2018, when I was charged $12.50 to pay by phone because the online system could not locate my account by either loan number or social security number. (See enclosed screenshots - and please explain why I should have to pay $12.50 because the SLS system won't let me pay online.) Furthermore, past attempts to use the SLS online payment system - which frequently can't be accessed at all - were in effect blocked, since the system would not allow me to make payment without also making a February payment - the payment already made to Wells Fargo.
Nor will I risk making payment by check, since even a cursory survey of the hundreds of thousands of complaints, bad reviews, and pending/settled lawsuits against SLS posted on the Web makes it painfully obvious that SLS routinely loses checks, conveniently 'finds' them after the customer has sent a second check, then charges late fees and neglects to send refunds or apply the payments properly. As a result of SLS's lack of a reliable payment avenue, I will be making all payments either online (if the system is ever accessible and displays accurate payment information for my account) or by phone with a customer service representative. I will never - I repeat never - make any payment by check, as it's obvious that SLS is either careless or fraudulent in handling customer checks.
In addition, when attempting to make payments, I will not twist myself into a pretzel, spend hours on the phone waiting for a customer service representative, or incur bogus payment/late fees because I am unable to make payment in a timely manner due to SLS problems. SLS either has a reliable system for payment or it doesn't; I will be documenting all system failures, and will not be penalized when SLS's systems don't work. Nor will I put up with the nonsense that I should be charged a late fee because of the time SLS takes to process my payment: If I make payment by midnight on the due date, my payment has been paid on time, and anything else that occurs is NMP - Not My Problem.
The understanding that I will not tolerate SLS's notorious penchant for instituting new methods of distributing mortgage payments that result in increased interest rates, missed payments, and bogus late fees; the company evidently also has had a practice of charging customers a fee for making regular payments, as well as using SLS's own errors to trigger what consumer lawyers call a 'rolling default,' with fees and charges snowballing until SLS has created a pretense for starting foreclosure proceedings. I've had firsthand evidence of this scheme several times over the last six months when, upon attempting to make payment via SLS.net, I received a pop-up Western Union window with the vague notification that 'there may be a fee associated with making this payment'; and in July, when an SLS customer service rep insisted on charging me $12.50 simply for making an on-time payment.
Let me be clear: I expect a refund for all fees I was charged because I was forced to make payment by phone, and I don't expect to pay a fee in order to make my regular monthly mortgage payment. Clarification of SLS's conflicting and contradictory information about the amount of my monthly payment; as a result I will continue to pay the amount being billed by my old servicer unless and until SLS confirms the proper amount, along with a cogent explanation. An immediate correction to the negative information that has damaged my credit.
SLS's malicious and reckless refusal to resolve the situation with Wells Fargo has apparently already resulted in damage to my credit rating, despite repeated assurances from SLS that they would address the problem. (Again, see the enclosed documentation of February 2018 payment made to Wells Fargo.) Damaging or ruining customer credit by reporting erroneous/disputed information to credit agencies is apparently a routine practice for SLS, as demonstrated by the filing of a class action suit (Gordon v. Specialized Loan Servicing LLC, November 6, 2017, Case No. § 5:17-CV-01196-M).
If this problem is not rectified within the next thirty (30) days, I will be taking swift legal action. It appears that SLS is a collection agency masquerading as a mortgage servicer, with a pattern and practice of deliberately disrupting customer mortgage payments and engaging in deception in order to (legally or illegally) force customers into foreclosure. It's amazing that the simple process of making a monthly mortgage payment has become so complicated and fraught with jeopardy, but it's not surprising, given the overwhelming body of evidence that suggests SLS continually engages in fraudulent and unethical business practices.
SLS is either the most incompetent or most fraudulent company that I've ever had the misfortune to encounter. Having already spent hours on a problem that should have been easily resolved in a matter of minutes, I do not intend to spend any more time on this matter. I expect SLS to take care of the issues listed above within the next thirty (30) days; otherwise I will be taking legal action.

I have never been so frustrated and angry with a mortgage company until I've had to deal with SLS. Like most mortgage loans, mine was sold off to SLS shortly after I bought my home in June 2017. I've had trouble with them from the get go, however this past week took the prize. On 7/25 I called customer service as I was having trouble making my payment for August on their website. Somehow they entered $2.00 as my mortgage payment (clearly incorrect) and I couldn't override it. I spoke with a woman in CS and she walked through it with me while I was on my computer. She also said she would put a ticket in to get rid of the $2.00 payment. I was to go on vacation 8/1 and wanted all my payments covered for the month before I left.
While I was on my trip I kept checking my bank account and the withdrawal was not showing. On 8/3 I called the company again, while on vacation, and was disconnected twice, hung up on the third call, placed on hold indefinitely the fourth time, and finally the fifth call I got through to someone and pleaded with her not to transfer me, put me on hold, or hang up on me. I told her that I needed her to check on my mortgage payment and she told me there was never one received. She said that the request to remove the $2.00 payment was made but not the mortgage payment for August.
I asked her to please take my payment over the phone and provide a new confirmation number. She started rattling off fees, aside from my mortgage payment, and I really thought I would come unglued! I asked to speak to a manager but of course there was none available. Finally, she said she would waive the fees and took my payment. The people that work for this place are rude, inept, and don't seem to have a clue about their business. If I had the choice to go with another mortgage company I would do it in a minute!

Wow! I thought I was the only one going through the scam with this company. This company stop accepting my payments in 2017 stating that I missed the deadline. I kept telling the reps that I did not miss the deadline. Why wasn't they accepting my payment. They told me because I missed several payments I was going into foreclosure. I kept asking them to send me the payment list so I can see where I missed payments they never sent it. I had to do a modification loan and I was pissed because I was not behind and I knew I was being scammed and no one would help me. I do not like this company. They just went up on my mortgage stating I didn't have any escrow. I need the lawsuit info I am definitely going to sign up.

Our mortgage was sold to SLS in October 2017. We've had nothing but horrible customer service! We've consistently asked them to provide us with statements, which has taken nearly a year. We finally received our first statement from them for the August payment due. There are fees that do not apply to us; however, they've been charging us these fees since they acquired our loan. We've had no choice, but to pay the additional amounts every month, as we certainly don't want to go into default.
The other huge issue is their website. We chose not to set up auto pay with them simply because we had no idea how much they would debit our bank account. We have successfully made one online payment, but most months, we've had to pay via phone and incur a $25.00 fee. The website usually doesn't work. This mortgage company is scamming people and it has to be illegal how they operate. My husband and I plan to file a lawsuit against them. We're absolutely over the top, disgusted with SLS! After reading other reviews on here, we can see that we're not alone and that it's not just an oversight or a fluke that our loan has been terribly mismanaged by SLS.

I reached out to SLS to have them release a title for a loan that is no longer valid. They asked me to send them the paperwork on the title. I sent hard copies overnight to the address they provide. I followed up with them a week later and they stated they never received them even though I had a signature showing someone signed for it. I went ahead and faxed the documents to the number I was proved seven times and they still said they never received them. As the last results, I called them and sat on hold for a hour. This is not customer service. They need to remove servicing from their name. My recommendation, if your loan get transferred to SLS, get it refinanced ASAP.

I sold my home in April of 2018 and still have not received my escrow refund. They keep telling me the check is in the mail, but it never arrives. Every time I call they say they will take care of it and it will arrive in 14 days. Four months later, the check has not arrived. Do not trust these bad actors.

I have made multiple phone calls with questions about payments. When calling 1 out of 5 customer service people you talk to sounds like they may know what they’re talking about. Most of the time you get a yes and no answer. This is a mortgage company. They should be helping anyone figuring out how to help save your home when in a financial issue. It doesn't take a rocket scientist to give good knowledge and service.
This company can also talk to you every day and yet send out someone to your home to make sure you’re still living there, money wasted? Really when you are trying to work saving your home why would you move. Then SLS sends you paperwork to save your mortgage and I sent it out multiple times. They kept calling saying multiple pages were missing, so I started faxing. They still said pages were missing. Beyond frustrating when I have proof how many sheets were Faxed. All I have to say DO NOT USE THIS MORTGage COMPANY. Besides they move from state to state. How does paperwork does not get lost.

Can't believe this company can even be in business. Been paying a loan on auto draft for 12 years and just received a letter that I have to "certify my funds" from now on. They canceled my auto draft payment. My July payment did not go through, I now have late fees and have to go to my bank and pay for a certified check. Called and spoke with 2 people that could have easily rectified the mistake to no avail. This was not due to late payments or missing payments. I now have to get a certified check and pay my bill. Most unprofessional company I have ever dealt with - disgusting behavior and absolutely no way to treat customers. It appears from multiple online reviews that this is a problem with this company. Stay Away!

Had mortgage from Ditech, then sold to SLS. Never missed payment or late. Have not received one billing statement from them yet. This is since Nov. 2017. Spoke to them numerous times, even recorded them cause they were recording me. I've had the money and still do. Think this is a big scam on them. Just got notice to respond within 30 days. Been responding last 9 months. This is on Ditech too for dealing with a faulty company. They should be shut down.

CMC Funding is the WORST mortgage company I've ever dealt with!! Stay away from this mortgage company!!! I can't log onto their website to pay my mortgage. I've used multiple devices and the issue is definitely on their end. I just got off the phone with their customer service and their solution is to pay the telephone payment fee. As soon as the interest rates get down to my current rate, I am going to run from this company!!! Do yourself a favor and NEVER do business with this company. Oh yeah, and they won't allow me to pay extra towards the mortgage. This company is a disgrace.

When my mother passed away her house was mortgaged through Chase. I had my name added to the deed and Chase added me to the mortgage. Two months later they sold the loan to Specialized Loan Servicing, who promptly removed my name from the mortgage and refused to add me back. No matter, I said, "I will make a year of payments then refinance." There was only $40K left on the mortgage and it would be paid off in six years.
After making the payments on time every month SLS suddenly stopped accepting them after three months. The payments were returned a few days after I made them and since my name wasn’t on the loan SLS refused to tell me why (or talk to me about any financial matters). I spoke to an attorney who made some calls and was told SLS wanted to foreclose on the house and get the full loan balance. There are no laws preventing them from doing that. I would be left with nothing and evicted. I tried to refinance but nobody would let me since it appeared as if I hadn’t made payments for a year.
Since my name was on the deed my only choice was to sell the house out from under them. In a year's time I lost my mother, my sister, and my mother’s home - the latter of which was all on SLS. They didn’t have to act the way they did. There was no regulation stating they had to decline my payments. But they did and it was based solely on greed. I’m now living in a small apartment that costs double what my mortgage payment was. The home my mother had for twenty years has passed on to someone else. SLS not only has no morals, they have zero compassion for anyone. All they want is money and they will do whatever it takes to get it fast and quick, all while disregarding their customers. After reading these reviews I should have gone a different route. I should have spoken to the Attorney General. It’s too late for me but I write this as a warning to anyone who deals with SLS in the future. They are an awful company.

SLS only recently began sending me mortgage payment notices after more than 2 years of doing business with me. When I was first assigned to this company, I Googled them and found that they had an abysmal reputation. I learned that payments were registered late when they were not, so for the past 2 years, I have sent my payments to them early (so they would arrive before the 1st of the following month), Certified, Return Receipt. When I would check on-line, it looked like the previous month's payment was due (even though it had been made). I thought their system was at fault.
When I finally began receiving statements 2 months ago, I found that I was being charged several hundred dollars in late fees! I had never missed a loan payment and was always early. After several calls, I finally learned that a payment in April, 2017 for the May payment had been misapplied. The check, according to my bank, was cashed April 26 and was applied to principal, not to the monthly payment for May, 2017. Since then, I have - according to their system - been late every month and late fees were assessed. The agent I talked to then promised that I would get a letter showing the correction. Never happened!! The next agent, Lashanna, took my June payment over the phone (regular payment) and promised to call me back the next day with the resolution of the problem. Never happened again!!
This week, I called from work, where I couldn't access my bank information. I had some of the letters from SLS, but not my bank records. The agent, Inisha, told me that the April 26, 2017 check had been for $2424.57 instead of my regular monthly payment of $2444.09. (When I returned home and checked my records, I found that the April 26 payment was the correct amount.) Inisha insisted that the payment could not be "fixed" now and that I would have to pay the back payment by the middle of July, 2018. Plus, I am going to be on the hook for late fees.
Not only did they misapply my payment, but they have caused me to have a tax problem now, since my mortgage tax deduction was several thousand dollars less than it should have been. Geraldine in Mount Holly, NJ sent in some excellent advice to contact the Attorney General of Colorado. She said that the Licence/Registration information wasn't available. This is not true. I have found license numbers for each state. I also found that the company is owned by ComputerShare (Australian company). ComputerShare has offices in NYC at 1290 Avenue of the Americas, 9th Floor, NYC, NY 10104. Phone number: 212-805-7100. There are almost 400 Better Business Bureau complaints and almost 800 complaints with the CPFB.
I suggest that any of you who have these problems contact your own State Attorney General. I am attaching the list of states with the license/registration numbers to this. Since this is a banking institution, it IS regulated by the state banking commission in every state. It is past time for this company to be brought into compliance with the laws of this country.

On June 1st I paid my mortgage to SLS online as I usually do but paid a minimal amount thinking I was at another account site. I immediately realized what I had done and went back to the SLS site and paid an amount that would make it so I had paid a full mortgage amount. When I looked at my banking account SLS on June 4, 2018 had taken the larger amount that I paid (to balance out the first payment) and then also took a full mortgage payment out of my account.
When I called and asked how did they get into my account to take the mortgage payment (I have signed no authorization for access to my account) they stated I had made the payment - which is not so; this I can prove. They immediately offered to return the larger payment (the payment I made to balance out the first and make a full payment); they never mentioned the first payment I made and it did not come out of my account. The representative I spoke to said the payment would be mailed out June 11.
I called back when I realized I had not gotten a confirmation number or reference number for the reimbursement of my money only to be told by the SLS representative (Libby) that they do not give confirmation numbers or reference numbers for tracking interactions (this I consider a problem and a way to not acknowledge issues). What this representative did give me was the "teller" number of the first person I spoke to - number ** and information that the order was placed June 4, 2018. But this representative gave me June 12 (not 11 like the first person said) for the return of my money. June 12, 2018 not trusting the integrity of this company and especially after finding there were 782 complaints against you at the Consumer Protection Finance Bureau, I called to verify the check had been mailed out. Now I was told by a representative (Clarence) the check would not be mailed until June 15.
This transaction of theirs has cost me a ck fee because it caused an overdraft of my account. June 16, 2018 I contacted them again to ensure my money was in the mail. This time I spoke to a representative (Bella) who said the check was mailed out June 8, 2018 and if I didn't receive it soon I would probably get it in July. Mind you they accessed my bank account illegally and withdrew money from my account without authorization. I immediately asked for the supervisor (Loretta) who told me the check was mailed out June 15, 2018 from Colorado. So obviously there is also a lack of communication within the company which is horrible for a company that is supposed to be responsible for handling the transactions of ones mortgage.
June 21, 2018 and I still have not received my money. Called the company and spoke with a representative (Louis) and was told by him the system indicated a refund was??? (Did not get the term he used but let him know the term did not mean anything to me). He stated he did not see me getting my check after July!!! This is unacceptable that this company can steal from my account and nonchalantly decide to take their time in reimbursing me.
I have filed a complaint with the Consumers Financial Protection Bureau (https://www.consumerfinance.gov/) which is the agency that oversees these companies. They've had 4,320 complaints against. To see these complaints, go to https://www.consumerfinance.gov/data-research/consumer-complaints/. On the page go to Data and Research and then to Consumer Complaint Database. Once on the page that opens go to View Complaint Data in Socrata. When that page opens put Specialized Loan Servicing in the search bar and see all the complaints against them.
I have also decided to file a complaint with the Attorney General of Colorado Colorado Department of Law Consumer Protection Section, UCCC. Ralph L. Ten years ago my son took a 2nd Mortgage out on our original family home. The loan was with Country Wide. He ran into financial trouble and could not repay the $225,000 2nd loan. He filed bankruptcy, but the lien on the house remained. Country Wide sold the 2nd to BofA, they sold it to another lender, who in turn sold it to SLS. After 10 years we finally found out that SLS was holding the second and contacted them to refinance both the 1st which is $404,000 (current and held by BofA) and clear the second. SLS said there was a principal balance of $225,000 and interest of $269,000. They led us to believe they would settle for the $225,000. We got loan approval for 80% of the home value which was enough to refinance the first, give them the $225,00, and cover closing cost.
Then the games began. No, the investors would accept the $225,000 since the house was valued at $800,000. They want $365,000. Which we cannot get a loan of $769,000 on a $800,000 house. So they are threatening to start foreclosure proceedings. We have been going back and forth with them, with missed phone calls, claims of not receiving emails we have sent, our investors, blah blah blah. They are determined to take the house. They knew a month ago they were not going to settle for the $225,000. They plan to start foreclosure. In the meantime they keep recommending we sell it and give them all of the proceeds. That's a stupid suggestion. Worst loan company ever. After reading the reviews I hope there is a Class action lawsuit against this company.

I feel lost and need help. I have continuously sent documents for regarding modification. Nationstar sold to them. Received letter today. They denied a repayment plan and want to short sell or deed in lieu! I am trying to save my home after being unemployed twice. I a making the mortgage payment every month now and I am in bankruptcy. They stated I said this was not my primary residence but I never did and have live in my home for 15 years... Anybody have suggestions? I cry myself to sleep with this company and have a 16 yr old daughter and 89 yr old veteran dad they are trying to put on the street! I have sent them every month a payment and have faxed, emailed, copied and mailed everything they want!!!! Do they really want my home when I can pay? Please you have input on this horrible company contact me!

Loan transferred & receiving calls like I owe! Horrible! Stay away from this finance company! Mortgage was refinanced with Loan Depot. I called 4 times. Everything ok, said "oh, it's ok, it must be old". NOT to be trusted. Out to ruin your credit & collect! Unbelievable! I filed with BBB!

Problem description: March 26, 2018 I received a letter from this law firm stating that they are representing their client Specialized Loan Servicing of an inflated debt that was charged off by the original creditor ($41,847.37). The letter also stated that I have 30 days to dispute the validity of the debt. On April 2, 2018, I mailed a certified debt validation letter to both parties that was received by this law firm on April 5, 2018 @ 11:03am EST.
Shapiro & DeNardo responded stating that they have forwarded my request to the client in which no one addressed my concerns in a timely manner (30 Days) under the Fair Debt Collection Practicing Act (i.e. 15 U.S.C.1692(g) 809 (b) and the Pennsylvania Fair Credit Extension and Uniformity Act (i.e. 73 P.S. 2270.1, et seq). After 30 days (5/5/2018) of no response of a detailed debt validation from Shapiro & DeNardo, LLC I forwarded on May 31, 2018 another certified letter for not responding to my debt validation request and an explanation of proof that the Pennsylvania Statute of Limitations has not expired.
Desired Outcome: 1. Proof that the Pennsylvania Statute of Limitations has not already expired. 2. Request that Specialized Loan Servicing, LLC (client) & Shapiro & DeNardo, LLC (Representing Law Firm) honor my complaint for Debt Validation (April 2, 2018) that they have failed to respond within the 30 day time period allowed under the Fair Debt Collection Practices Act. 3. In addition, I desire that both companies honor and respond to my complaint with the Consumer Financial Protection Bureau & Federal Trade Commission. Purpose of this post is to inform all other consumers to report concerns with Attorney General Office, CFPB, FTC, BBB and beyond...I am not an attorney or legal advisor, just a concerned consumer about companies like this who are allowed to conduct unfair, unjust and deceiving practices with no regard to (FDCPA) federal & state laws that regulate.

They brought the loan during bankruptcy and put us in a 40 year loan that we will die before it gets paid. Would not work with us to help fix this. Also received funds from the court and cannot show where the money went to.

Received a default notice by the SLS claiming failure to pay one month of mortgage payment. Have proof of payment since company cashed the check but the company won’t acknowledge. Customer service is not helpful just keep transferring to different departments. I am assuming this will lead to legal action. Company seems shady.

This company has to be the worst loan processing organization that has ever existed. There is not enough space here to describe all of the issues we have had this past year since they took over our loan from the original mortgage company. We can't deal with them anymore and are looking into refinancing with a more reputable financial institution.

I paid taxes to Dade County (duplicate). Spoke with Dade County that gave me check # and date when SLS cashed check. I paid the taxes unaware that SLS withdrew money from me to pay also. They have kept over $2100 refunded by county after several calls I made to get reimbursed. I'm totally frustrated, they just don't send my money nor give me an answer as to when or how??? CAN ANYONE TELL ME HOW TO PROCEED?

I had my home loan transferred to Specialized Home Services two months ago and I tried to login to their website for the first time to download current statements. When I tried to register on the website, I get a "not secure" warning on my browser and that my information may not be private!! This is a BIG concern to me and should be to other users who go on to this site. It then wanted me to download an "extension" to my browser in order to continue working within the website. Why is this necessary? Reading all these other complaints should warrant an investigation to this company. I'm looking into making a complaint to Federal regulators.

SLS takes over the loans once Wells Fargo fraudulently gets them to auction or foreclosure/liability reasons - so WF can say, "contact your new loan servicer" - title company can't get a payoff (estoppel letter) and SLS just like Wells Fargo makes promises they have no intention of keeping. WF did the same thing by not applying payments, esp if you have a lot of equity! 300K in my case - these 2 entities force you into foreclosure by not applying payments and then keep the proceeds!
I have been through it all for 8 years- 5th home, never had a problem until WF and SLS stole home of 21 years!! Stay away from both! Thieves and countless acts of fraud - don't believe a word! Read reviews on SLS, how are they still in business? 3rd party servicer (that's a new one). They are trying to foreclose on all of you by not accepting your payment! 90 days I'd too late! Or they put your payment towards unapplied, late, or other charges! Find out who owns the loan (Freddie Mac in my case) and contact them before too late. I am a real estate agent and could never imagine such blatant fraud and what's worse - these companies are getting away with it! Make your voice heard - document everything! Learn from my mistakes by believing them!!

It appears, from my experience and many others listed here, that this company is a total ripoff. Their latest trick appears to be routinely throwing away mailed-in payments so they can then charge late fees. For the love of God, someone please bring a class action lawsuit so we can sue these horrible bottom feeders out of existence. I have always mailed my payments a week before they were due and never had my payments "not received" by any other company. Now, I'm having to put stop payments on checks and pay late fees because of their incompetence, or more likely, criminal behavior.

Received a letter saying my loan was bought out by SLS the day my payment went to my original servicer. So I was able to contact SLS and they had me hopeful that they would get the payment once they requested it from the original servicer and not to worry I had 90 day and if it went that long then they would do some sort of investigation into the payment. I've been in contact with them every week and sometime twice a week, now knowing I'm getting the runaround. They even called me from "collections, trying to collect a debt."
I explained the situation to that person and she said she's going to put in another request to look into the payment. I had already faxed them a copy of my Proof of Payment but of course they never received it. After many tries I was able to connect with my original servicer and was told they mailed a check to them on March 13, it was signed for on March 14 by J. **. Here we are April 17, OVER A MONTH LATER and my payment HAS NOT BEEN CREDITED. If I'm able to 'Nancy Drew' this and get a check number and tracking number then what the heck have they been doing this whole time. Oh, and every time I call they want something different for me to submit.

This is the worst company I have ever dealt with. I was not notified by the Bank in 2016 that they were transferring my loan until one day before my payment was due. I received a letter from Specialized Loan Servicing the day before the payment was due and when I called to find out how to make the payment online (since this was not provided with the letter) I was initially told since I was refusing to make a payment they would sue me. I had to advise them I was refusing to make a payment, I had no idea who they were and had no idea who to make my payment to since I was not notified of the change.
Comments have been made to me about how they cannot believe how I got a loan in the first place because a single female should not be allowed to own a home alone. They are rude, nasty and the one time I need assistance after 13 years I am advised that since I am not a Veteran they will not help me. I was told they will just take my house away. I missed my March (first missed payment since I purchased the house in 2003) payment due to loss of a job but when I found a job a month later and tried to pay for March - they refused to take the payment because now March and April is due. They refused to allowed to make payment to caught up on my mortgage because I was told they rather sell my house.

I bought my house in 1996, I have had several mortgage companies sell my mortgage to another and always have been some glitches involved, however, I have never had a mortgage company that is this inept in the whole time I have owned the house. They bought my mortgage the same day it was due in November from Wells Fargo, consequently Wells Fargo informed me they could not take my money, gave me my new loan number and contact info for SLS. I called SLS, and was informed they could not take my money because I was not set up in their system yet. Call back in two weeks. I did, and they still could not take my money because I was still not in their system. Long story short, I finally was in January, and they started calling my phone and leaving messages to call back immediately, and that this was from a collections department to collect a debt. I called, had to pay 3 mortgage payments at that point to get the calls to stop.
February the calls started in again on the 4th, and I was told that if I paid by the 4th of the month they would waive the $9.95 fee for Western Union... What kind of mortgage company only takes payments via Western Union??? This month was their website would not load, and by the time it did it stated it did not recognize my account number or information. Basically I didn't exist! Called and asked for a temp password and to reset my account. Instead got my username. Two more calls to them and finally got a temporary password to log in, only to find that you can NOT set up a date for payment unless you use Auto-Pay! Every month is a new nightmare. I have never had a mortgage company this difficult to deal with, nor this incompetent in my life! If your mortgage is sold to this company, RUN! As fast as you can to a different mortgage company. Save yourself the grief and headaches!

If you can get your home loan away from this company as soon as you can. They're a rip off company that has absolutely no direction. Everyone will tell you something different. It should be shut down for all the misleads and lies they tell. Just like Bank of America. Shut this company down. You'll one day have a lawsuit. Worst of the worst.

I am so disgusted with SLS LOAN COMPANY. They are trained thieves. Whatever it takes for them to rob from a consumer they will do it. They made a mistake with my taxes and they want me to pay for their mistake. We came to an agreement on the amount. Now they're saying it won't go into effect until next month. There's no reason why it can't go into effect now...

I regret the day my former loan servicer transferred my loan to this company! It has been one thing after another with them. Their staff is incompetent and lack knowledge of what it is that they do! My account is in good standing with them, it has been the transfer process, questions regarding my property payment being applied, access to my online account... you name it and it is an issue. I also read that this company is not even accredited. Today 4/2/2018, I had to call customer service regarding an issue, do you know I was told that since a supervisor isn’t available that there isn’t anything they can do??
I asked if I could hold for a supervisor and was told NO. Who does that? Perhaps it is their strategy, to get people so upset that they want to refinance only to get SLS off of their mortgage as the listed provider. I’ve owned my home for going on 20 years... NEVER have I had to write a review on my mortgage company until NOW. SLS, you all need a complete RESTRUCTURING and RETRAINING of your staff!

SLS has had our loan for some time now and every piece of correspondence has different account information which makes it impossible to know what your loan number is with them. They have been claiming that they never receive our loan payments - which we are making to them - and now they are threatening to foreclose on our home. THEY ARE DISHONEST!!!

For over 1 year SLS has had my loan payment messed up. Call almost every week to get this corrected with no avail. Every month I paid my payment so they told us that we are 2 months behind which would mean there is 16 months in a year. We made 13 payments. BOA made 1 and they used the payments to pay escrow for insurance that I pay separate on my own. The contract states the only thing that is escrowed is taxes. So now there is an overage in escrow and we get letters stating they cannot give the overage back because we are 2 months behind where in fact we should be ahead if the money for the mortgage was not used for escrow.
I have never dealt with a more incompetent company in my life. We are still fighting their stupidity. So we are done. If they do not get it straight by Friday we are hiring a lawyer. No more. This gets old after while we are done wasting our time on stupid. We will let the court do it if they do not call and have this matter cleared up on Friday!!!

They are the worst Mortgage company ever to deal with, Their customer service is more than bad. You get transferred and put on hold for over 30 minutes. We went to a different Mortgage company so in the meantime after our loan was paid off, SLS owed us over $800.00 from our escrow account. They sent us $90.00 and said they used it on other expenses. We asked for an itemized list of where the money went and after over a month and many phone calls to them we still haven't received it.

This company is a complete nightmare. Not that you have a choice of who buys your loan but they should not allowed to be in business - at least not for anyone who needs records of their transactions or for anyone who pays taxes. It is impossible to log in to their website as it is down 24x7 365 days a year. Or at least every time I've EVER tried to log in for the last 6 months. You have to spend hours calling them during their business hours only for them to tell you they will have to MAIL you documents (your statements - REALLY???) and it will take up to 14 days. Don't sign up for online/paperless services or you will never be able to see what you owe or get any financial info. They should really be closed down as they can't seem to get into this century.

I am supposed to be making my loan payments to Specialized Loan Service, starting March 1, 2018. I have been trying to call and have only got recordings... Including a recording saying I would receive a call back since Wells Fargo sold/ transferred our home loan to this company. We were supposed to receive a "welcome packet" which never happened. We received...from Wells Fargo, not Specialized Loan Service a notice with a p.o. box to mail our house payment in the future. After trying to contact this company and set-up monthly payments- I am very concerned after reading all of the complaints from other customers going through the same problem. This company needs to be investigated. They are most unprofessional and we should have a say-so in who and how our loan is serviced! I can't even find out how much money to pay or what their policy is on payments and grace periods, etc. Can anyone help with this? Very concerned!

SLS took over my loan from Wells Fargo in November 2017 and it's been a nightmare since. I can't believe a company can exist like this and with all complaints nothing can be done to get them out of business. I requested monthly statements from them because I'd like to see what's on my loan, but SLS refused to give me statements, saying I'd have to request it in writing and it would take up to 3 weeks, to get a statement. I sent a form, voided check and did everything what I was told and now they are saying different stuff and still not sending me statements. I tried to create an online log in, but their system denies my answers to my security questions even I know they're right.
Seems like this company purposely did everything to prevent customers to see what's going on with their payments and the loan. This company is awful! You cannot pay your mortgage online with a credit or debit card, instead you pay through Western Union and they charge you a $10 fee. Is there anything that can be done about this company?!

Very interested in Class Action Law Suit for others having the same issues. We have been in contact with SLS since December 21, 2017 to obtain a refund on our property taxes out of our escrow account. We paid the property taxes ourselves in order to claim them on our income taxes for 2017. SLS has been inadequate in how this was handled from the beginning. On Dec. 22 a new escrow analysis was ordered and we were told we would have a refund by January 18, 2018. Their staff member failed to give the correct information that we had prepaid our taxes, so a check was not generated. We called back on Jan. 12th upon receiving the new escrow analysis in the mail that contained the improper information. We were told another escrow analysis would be ordered with the pertinent information.
I called SLS again on Jan. 25th to check the status and was told the escrow team did NOT run another analysis because they had just ran one on January 2nd. Once again, the information that we had prepaid our property taxes was not conveyed. I persisted to talk to someone with more authority, was transferred to a department manager (I do have a name and teller ID# if needed) who told me he would call me back on Monday Jan. 29th. On Tuesday Jan. 30th I called since I did not get the promised callback and was told a check was generated on January 26th. As of Feb. 5th we have not received a check, so I have called SLS once again to be told, a check was generated on the 26th but that does not mean it was mailed. I talked to another department manager (again, I have the proper contact information of whom I spoke with) and was told after a check is generated it then takes 3-5 business days to be mailed.
To the best of my knowledge, the fifth business day would have been Friday, Feb. 2nd, however, this manager claims she did not have access to see if the check has in fact been mailed, a check number or any other information besides that I should receive the check within 2-3 MORE weeks. This type of practice is not professional and should not be tolerated. Under no conditions would SLS allow me to make a mortgage payment under this same time frame without paying a late fee and additional interest, however, they are doing this to the general public. I'm willing to guess that I am not alone in this situation. This is NOT the first issue we have had with this company and their practices of handling escrow accounts. I'm hoping we can join forces and do something about the way they are handling business.

I inherited this company from previous mortgage holder, Bank of America, who was already notorious for being the worst. Now it appears that SLS rivals them in obstruction, delay, and sheer incompetence. I prepaid my escrowed mortgage taxes to my town end of 2017. I've called SLS five times to get that amount from escrow reimbursed to me. Every time I'm given a 2 week period for them to analyze the escrow despite the evidence from my town that the taxes were paid by me. Now they end up sending the tax payment to my town rather than me! My town returned the double payment to them and SLS is giving me another 2 week window. There is absolutely no one at SLS to escalate this to. They give the same scripted robotic replies. I am going into month two over this ordeal. Absolutely zero accountability to the customer. Who are these people and why are they still in business?

My mortgage was sold to SLS in March 2017. In October 2017 I received a message when I logged into my account, that the website was being “upgraded” and that I should try to log in at a later date. That was the last time that I was able to access my account. I have contacted the Helpdesk at least 3 times a week and have been told that either the website was down that day or week, that I needed to use Google Chrome, which I do. But I’ve never been offered a working solution. I think it’s a disgrace that in 2018 a mortgage servicing company cannot support their service with online customer account information. When I call the customer services representatives they do always offer the information. But as a customer I need more than telephone support. I wish my previous provider had never sold my mortgage to SLS, as this is very frustrating.

This company is horrible. My loan was sold to them in 2015. Since 2015 I've had my payments returned. I was given the runaround for an entire year for a loan remodification. I've been having to reset my account every month for recurring pymts to be taken out of my checking acct. I continuously receive threatening letters that my account is delinquent even when it's already set up for monthly withdrawals from. I continuously receive collection phone calls asking for me to make a pymt on an acct that's set up to be automatically withdrawn each month. Every time I call I speak with a representative that tells me they see where my acct is set up for recurring pymts & they don't know why I'm receiving threatening letters & collection calls. This company is straight trash & they shouldn't be in business EVER!

This company is an absolute nightmare. They took over us the servicing of my mortgage in December. My first payment was OK. They informed me my homeowner's insurance and taxes increased. I received a letter stating if I sent the additional monies my payment would remain the same. The next payment amount I got had increased although I had paid the additional funds. I called the customer service center and spoke to three different people and got three different payment amount but my payment have still increased. They would not admit the mistake and refused to correct it. Companies like this should not be in business.

I called and asked about removing PMI process. Was given an address and told to write a letter and send it to that address. After a few weeks, I received a response explaining the process and an authorization form I needed to sign. Also included a fee schedule, but it wasn't specific to my property and was only in ranges. I couldn't get an exact amount I will be charged, but in order to start the process, I had to agree to the fee ranges, leaving it up to them to determine what to charge me afterward. I had no choice and signed the form. The process started in December. Mortgage company sent property inspector and later on sent me a letter on 12/18/17 stating that they have everything they need from me and the process for PMI removal will take up to 30 days.
Today is 01/24/18 (over the given timeline of 30 days), and I have not heard from them. I called today and spoke with AJ employee # **, supervisor in Arizona call center, and was told that it's still in the process and I have to wait until 02/13/18 to get an answer. He would not let me speak with anyone else nor provide information on how I can submit a complaint. He was not able to guarantee me that, if approved for PMI removal, I would be refunded the PMI I'm about to pay on 02/01/18. I was also told that even though it states in the letter that I will get an answer in 30 days, the process takes longer.

My loan was purchased from Ameriprise/Riversource with many other loans in December of 2017 by Towd Point Mortgage Trust. SLS is the servicing company that Towd has contracted for these loans. They seem to be primarily focused on problematic borrowers and must be low cost to the owner of the loans. As an example, their automated notification when you call into the support line to tell you that the conversation will be recorded says "... this call is from a debt collector and any information obtained will be used for that purpose...". This is offensive and unnecessary.
I never received the welcome packet that Ameriprise said would be coming because SLS had the incorrect mailing address. This has caused so many problems for me. The initial account number was closed and a new account number issued in spite of my protests. I had already set the first account number in all my other banking accounts and direct deposits. That effort was lost and had to be repeated. I still do not have checks with the correct account number and mailing address. When I first asked for the checks to be reissued, they told me this was not possible because the address has to match the property address. I don't live there and lease this property to a tenant.
Their website is terrible and seems to only work on Internet Explorer. I have called their support line 23 times and spent more than 9 hours total trying to be able to see current transactions on the website. This was caused when they issued the new account number and it does not seem that their support staff have any power to fix problems like this. Three weeks ago, the CSR said they needed to submit a request to their IT department and I have not had the issue resolved or received any follow up call to understand my problem.

I have having problems trying to make my mortgage payments on time for a while now but I will trying to pay this company as I can but keep returning my payments. Three times they have returned ($8,542.00) it. It's like they want me to foreclosure my house of 15 years. I called after Hurricane Irma to get a break and they didn't help me either, try to do a modification to my mortgage and after telling me it will take 2 weeks to make a decision, they just denied like in 3 days. I have never seen a company that you are trying to make a payment within the best of your possibilities and they refuse to take it. Is there another agency where I should also file a complain? They need to be out of business.

We've been dealing with their incompetency for the past few payments. Send in our payments by mail, they claim they didn't receive them both times. Had to stop payment on the last check until it was sorted out. Yes, they do receive the payments. No, they are not competent enough to simply open the damn envelopes and process the payment. Companies like this shouldn't be allowed to stay in business.

This company is Awful! You cannot pay your mortgage online with a credit or debit card, instead you pay through Western Union and they charge you a $10 fee. You can select an automatic ACH payment online; however you cannot deselect the ACH payment online. If you want to change your ACH online payment, you must call them and make that request over the phone. I have paid two mortgage payments to them so far and they have messed up both payments. The last payment they double debited my ACH checking account. Well the guy who answered the phone was as helpful as he could be, the company sucks! I will be refinancing my mortgage with a totally different company to get away from these folks. Not using Wells Fargo either!

SLS took over my loan from Wells Fargo and it's been a nightmare since. I can't believe a company can exist like this in free America. I am up to date on my loan, haven't been a day late in over 3 yrs, yet they talk to me like I'm a criminal. I requested a simple statement from them because I'd like to go to a company that I'd be much more comfortable with, yet SLS refused to give me a statement, saying I'd have to request it in writing and it would take up to 3 weeks, to get a statement! Any other company would give you one by email in minutes. Furthermore they added a $650 fee to my account with no explanation. How can a company in the free world do that? I spoke to Penny there who was rude and condescending and would not help. Unbelievable.

This is about the 6th "loan servicing" company that has purchased my loan, and like all the rest, they try to figure out any way they can to screw the customer and add on as many extra "convenience fees" and other ** add-ons as they can. Of course trying to contact them is almost impossible and they obviously figure that if they keep you on hold forever you will eventually give up and let them have their little fees. From what I see here, the average rating is 1 star. If I couldn't do better than that, I would quit in shame, but the mortgage industry showed us in 2008 that they have no shame! All they care about is money! I have urged every one of their employees that I have spoken with to resign and find a decent company to work for! I really think they would get more self esteem and worth working for a drug dealer!

They should fine or restrict companies from selling our mortgage like cheap underwear. Wells Fargo transferred my mortgage to this SLS company’s which I’ve never heard of. This company’s only method of receiving payment is through Western Union. So on top of our mortgage payment we have to pay an additional fee to make a payment online is ridiculous. Their website access to documents is constantly crashing, or documents don’t load accordingly.

SLS bought my loan from Wells Fargo earlier this year, we've had NOTHING but trouble with them. NOW this is the last straw! I gave them a partial payment of 1000.00 with a promise to pay the rest on our payday. Even got a conf. #. THEY TOOK ALL OF IT OUT!!! Overdrew my account which incurred tremendous fees. This looks bad if I want a car loan or anything else. PLEASE if you can refinance and get away from them.

This is actually the continuation of the same problem that I have filed complaints about with CFPB and which have been responded to by the company, SLS. Unfortunately they made false statements about not charging fees and their accounting system is a mess. I am currently one month behind in my payments, yet they’ve managed to somehow calculate that I owe over $5000 (my mortgage payment is roughly 1100). They have sent me a notice of default and notice of intent to foreclose based on completely incorrect numbers.
I have bank statements just as I did the first two times which contradict their figures. Furthermore, the principal balance due has actually increased because of the way they manipulate the money. I tried to make sense of it using their website but there is no coherent statement available, and the transaction history makes absolutely no sense; it is filled with minuses and pluses that cancel each other out, transaction amounts that I had nothing to do with since I pay consistently through my bank, and notations like “Lockbox Rejects” - a system that is intentionally confusing, so much so that their employees don’t even know how to interpret it. I’ve attached a section of just 20 transactions - all taking place on the same date, as an example. I am in contract to sell and need to have this resolved immediately, and again I️ very strongly suggest this company be investigated.

My home loan was transferred to SLS shortly after I closed on the property. Shortly after that, they raised my mortgage payment almost $700 per month because the taxes were not figured in correctly and very conveniently, the mortgage co failed to catch the mistake (and the closing agent and the rest of the attorneys involved) so initially it would appear our monthly payment was right where we could afford it to be. What a slick way to sucker a borrower in.
SLS has no program to assist a borrower in easing the payment even for a few months. They want everyone to start from scratch and fill out an entirely new loan modification application and disclose your entire personal life AGAIN, just to make any changes whatsoever. Unfortunately for SLS, if anyone is going to go through all that again, they will simply go through another loan co that actually has methods of helping those who need a small reduction in payments or deferred payments for a short time. Whatever you do, don't use this company for anything.

Our mortgage was sold to SLS (which a low class subprime mtg company) on Nov 16, 2017. We have had NOTHING but problems with them from out the gate. Trying to set up payment for our mortgage & it got canceled... FOR NO REASON!!! Then they are trying to say setting up recurring payment is a change to the account... which is a crock of BS!!! So... me being an authorized person can't set up the payment from MY checking account!!! And THEY CHARGE you $9.95 to use the payment online because it's through Western Union!!! THIS COMPANY NEEDS TO BE SHUT DOWN!!! They are nothing yet another subprime mortgage company & is out to screw every person they can that they hold mortgages for so they can take our homes!!!

My mortgage was transferred from Wells Fargo to SLS in November 17. I didn't receive any documents from SLS with account number until Dec 4. I went online to set up account. I managed to set up account through laptop but it wouldn't allow me to make payments through my laptop computer. After numerous attempts I was finally able to make payment on their website through my cell phone but had to pay $9.95 Western Union fee to do so. In order to do so, you also have to agree to illegal yellow dog contract not to bring or participate in any class action against them. SLS isn't even an accredited company and have no respect for the laws of our country. I will be getting out of this so called mortgage service as soon as possible!

I seriously can't believe this company is still in business! The CFPB will be getting a letter stating my experience with this company as I do mortgages for a living and can't believe they're getting away with the things they do! I've tried calling 6 times prior to December 1st and have waited over an HOUR and ended up hanging up. What company doesn't offer online payment without charging a $10 or $15 fee. This unacceptable and then to receive a default notice because servicing was changed after years with another company who has my payment but they just can't seem to figure this system out. At this point, they can call me. Default on my house and they'll look like a fool in court as far as I'm concerned.

Worse service ever. These people are incompetent, understaffed, waiting time is extremely long, get routed automatically or by people to the wrong department too often. They charge fees that I never heard of and to date they have not provided me the documents where I signed agreeing to such fees. Document everything with SLS, read the fine print and prepare for a bad ride.

How is this company still in business? I have excellent credit, never made a late payment however, my financial situation changed drastically when my HELOC loan amortized and my monthly obligation doubled overnight (my income didn't). I provided every document required for the modification and for eight months I've been given the runaround. Their customer service is terrible, their business ethics are deplorable and after reporting them to the Consumer Financial Protection Bureau I haven't even received the courtesy of a letter or a phone call. I am currently seeking legal advice to pursue this matter in court. Perhaps filing a class action suit against "SLS" will assist the endless amount of families that are being bullied and ignored by this lender that does not have one positive review.

When we got our home loan, we knew it would be sold, but we had no idea who would manage it. Well lucky us... we wound up with this joke of a company. On our very 1st payment, they cashed the check but didn't apply it to our loan, so it looks like we didn't make a payment. Getting a hold of these yoyo's is a story in itself. When you do get a hold of someone, they are untrained individuals and have no idea what's going on. I have called 5 times, faxed & mailed bank statements, cancelled checks, bank documents showing checks have cleared, and still to this day, no resolution.
We have only made 3 payments to this company and just started with them! If it is like this now, what does the future hold. When I called today, yet again, they said they would open a ticket to look into it. Gave no timeline for resolution or when someone would call us back. We're already looking into refinancing with a different bank because we are not getting sucked into this company's vortex of lousy service. They have charged us late fees monthly, and this could hurt our credit history. Frankly it's B.S. and someone needs to do something about this company's business practices. Looking online, they have a horrible reputation. We had no choice in getting stuck with this company. Our advice is if you can, steer clear!!!

I just went through a loan modification with this company. They are a bunch of rip off artist and liars. I had to equity line do for maturation and they said they would work to modify it and ended up ruining a great credit score and my payments. My nap thousand dollars a month into the year to go through the process and my credit was ruined.

Well just like most here BOA gave my loan to SLS. They sent a letter I was in default... making payments every month. Faxed copies from my bank. Come to find out Bank of America was putting the payment into my 2nd mortgage I had even from a different banking account. Took months BOA called. 1st thing they say was ... "We are so embarrassed". LOL. "Sorry for all the problems." I lost a week of sleep at one point, sick, shaking all the time. They even sent a letter that I asked for, for what happened.
Now, my homeowners insurance due Oct 8th, 2017. Received a letter from AAA said it was not paid. I called SLS and thought it was straighten out... nope. Been lied to saying it was overnighted last week. Even AAA called them. They were lied to. I had to pay for it myself! How can these companies get away with these tactics? One thing more, how do these employees working there live with themselves working for a horrible company and lying and treating people so poorly! AAA called me again today and said they still have not received the payment. They will call me again on Friday. How I love AAA. They are so kind and helpful! Today for the 1st time I had to take baby **. My vein in my neck was pulsing bad where my family was watching it. I felt horrible, chest pounding. They wanted to take me to the hospital. My husband had my blood pressure checked. It was 188 over 89. This ordeal is making me sick. It has never been more than 127.

I have recently been transferred to SLS as of 10/16/17. I have not received a "welcome packet" of any kind. Instead I have received a past due bill payable on 12/1/17... Today is only 10/28/17 and my November payment is not due yet. How can they do that?

The property we have is in foreclosure. Bank of America (BOA) sold the loan to SLS in April 2017. My husband sent SLS an email requesting if we could do a mortgage modification. Got the letter saying a particular lady called 'Mary' would help us. Called today. Of course could not talk to Mary. Talked to another representative and found out that my husband is not on the loan according to the paper they got from BOA. Is it a mistake by BOA?? Then I was told that our application was denied and formal letter had just mailed.
I told her we didn't file any paperwork. She said my husband's email requesting help was considered as a hardship letter and they reviewed that email and made the decision. We hadn't submitted any application and it was denied. What a joke!!! I really wonder why they sent us letter telling us to contact them via phone or email regarding our loan. They just don't care. Now we have no choice being stuck with them. Expecting a foreclosure soon:-( Why can they be in business?

Go anywhere else for your mortgage... After Hurricane Irma we were "granted" an extension for 2 months only to get a bill two months later that said we were overdue on our mortgage. We even cancelled our auto pay at the advice of their customer service rep. We just called customer service and they informed us that our extension was denied, but we never received a letter, a phone call or any other form of communication informing us of the situation, which is usually pretty important considering a mortgage is typically what most households plan their finances around.
The customer service and supervisory department offered numerous apologies, but told us that there is nothing that they can do. We were told that our only option was a forbearance which is what I've already done unknowingly by skipping my mortgage payment for two months on my own. We will definitely be promptly refinancing through another company based on the lack of customer service that we received here. I sure miss Quicken Loans right now.

As I've said before on this complaint site - SLS is terrible. They want all questions/concerns in writing, yet they will never give you a direct answer. There are thousands of complaints against SLS. Anyone "googling" SLS can readily find complaints across the board on them. It's shocking how this "company" still operates. Anyone who has a loan modification - or is trying to get one... please note: There is a Class Action Lawsuit that has been filed against them (finally... need to file more against these.) regarding improper mishandling of loan modifications... My loan was transferred to SLS on July 31, 2017. However beginning mid August of the same year I began receiving phone calls regarding my July payment. I was fine with the 1st, 2nd call where I explained that the payment was made mid July to the previous company two weeks prior to SLS taking over and as a response the representative mentioned that a note will be made on my account. I also called SLS to discuss the status of my account and arranged a payment for August 28, 2017. However, on August 26, 2017 I receive another call from an SLS representative explaining that they were calling in reference to collect debt. I proceeded to explain again that the payment was made July 14, 2017 prior to SLS taking over and I expressed my concerns about continuously being contacted for a payment that was made (on time) and how it was unfair that I can be harassed for something that I have no control over.
The representative, proceeded to make excuses and to justify the calls. Within this short period of time I concluded that SLS is out to purposely ruin my credit and to make the remainder of my loan a living mess. The quality of service also made me question the legitimacy of the company. My loan originally began in 2007 with Greentree Loan Servicing and has been transferred to other companies at least 3 times and I have never experienced customer service like I have with SLS. To upper management please consider revising your procedures in regards to acquiring new loans as a result of a transfer from another company as well as spending quality time on customer service training for your representatives. I wouldn't recommend a living soul to conduct business with SLS, As of August 28, 2017.

Specialized Loan Servicing. SLS bought my loan in Jan 2017. First issue they said my escrow was $500 short because they were calculating at 1/6 basically paying two months at a time and collecting 12 months of escrow in 6 months. In the state of TN the most they are allowed to do by law is 1/10 basically 2 extra escrow payments per yr. Issue #2. I was trying to pay March payment on last day of month. They would not take it unless I paid 2 payments. One of which was not due till the next day. So that cost me an over 30 on my credit. That is illegal. THEY CANNOT REQUIRE a payment not due yet to be paid just to post another payment.
Next in July I got over 30 days late and called to make July payment in August. This due to premature twins having 3 surgeries in 6 month period which is not their fault but is reason for situation. Again saying I had to pay them both right then or pay one that day and then force me to ok them to draft another payment 10 days later or they would not allow me to pay the one. After asking for Briscos, the service rep in this situation, manager Marleena he said "let me see if ok to make one payment". He came back, said yes but had to pay late fee or they wouldnt take it. IT IS ILLEGAL TO NOT POST A MORTGAGE PAYMENT without the late fee. I again requested to speak to manager Marleena and he said she was in a meeting after just telling me she was sitting in cubicle beside him. He said would take my # and have her call me back. I went ahead and paid one payment with late fee because I wanted to get my account under 30 days late.
The FDCPA states a lender cannot require customer to pay late payment to post payment. All of this only after 20 minutes of them pressuring me to allow them to draft my account again 10 days later. Lastly I requested payoff on loan because wanting to refinance to get rid of these people from my life. They said they could not provide me one over the phone and would mail it to me. Which is legal as long as receive 10 days from request. So I am currently counting the days for that. I dont understand how the FDCPA would be ok with a business handling its customers this way with the Federal laws in place to prevent such abuse of homeowners. Stay as far away from these people as possible if you can help it.

I have been dealing with these people over 3 yrs attempting to get my mortgage re-fi via Making Home Affordable government Obama deal. It is a very long story as it is about 3 years running. They came into my life un-announced due to Bank of America putting me with them. SLS doesn't own my loan. It is all Bank of America racket. SLS may represent other banks, I do not know but they handle mine for Bank of America. After about 18 months of SLS after Bank of America handed me over to them, POOF here is Bank of America again and SLS if out of picture. So, after dealing with Bank of America on and on. POOF here is SLS again and they are in charge!
Now after all these years, SLS claims they do not know how to contact me. They do have my phone number but I receive no mail from them since this latest hand-off. My credit score is tanked as many or most when undergoing the Making Home Affordable application. I checked my credit score July 2017 and surprise... way lower than last checked in 2015. My mortgage is now reported over $200,000 more than it is. This is apparently since the latest SLS hand-off. It is such a long story with these clowns. They play games upon games. I just do not know what to do. It is like talking to the dumb class. I am sure a class action suit is on the way but the ones that benefit from that is the Attorney. Not the homeowners that got foreclosed on. I continue to fight for my home.

I have a HELOC loan with SLS and I always pay $300-$400 a month in principal over my loan amount. I started noticing when I went to pay online it said a payment wasn't due. I paid it anyway on time and when I would call I had 3 different service reps from SLS tell me that they couldn't understand their statement and why different amounts were being paid in the middle of the month when I only paid on the 25th. I got tired of all the BS and asked if I could settle my loan. After taking 3 months and me mailing all the info they needed, they said I had too much equity in my home and if I wanted to settle my account I would need to pay the full amount.
Two months later I had a $115 late charge on my account. When I called they told me it was a BPO charge for trying to settle my account. They never told me it would cost anything to settle my account so I disputed the charge. After 4 months they said I owed the charge. I made 7-8 calls and talked to supervisors and was told I should not have been charged the BPO fee and they would correct the mistake and call me back. After not being called back 5 different times I noticed they had reported that I was 15-30 days late on a payment this year. I have never been 15 days late and when I called I was told that I was not late and they didn't know why their website said I had been late.
I then talked to a supervisor and she said It was a late fee because they applied the $115 BPO fee and my payment didn't cover that month's payment with the BPO fee. I had paid enough to cover the amount for that month and she didn't know why it was reported late. She then told me that the BPO fee is $250 and not $115 and she would fix my account and call me back. Guess what... she didn't call me back. Do whatever you can to run, not walk, away from this pitiful excuse for a company.

Like most every other review on this site, SLS 'became' my lender out of the blue a few months back. Each month my account says it's past due, even though I keep faxing copies of my bank records to 'prove' my bank forwarded the funds. What I found out today was that SLS takes 7 business days to post my electronic payment. 7 days seemed a long time... Like back in the old days of checks that had to be mailed coast to coast. 7 days seems like an intentional SLS payment processing scheme for 'new revenue'!
By slowing down payment posting and instead ding mortgage holders who worry about good credit, seems a very clever way to increase revenues when loans would not be past due IF SLS posted their electronic payments in 1-3 days instead of 7. We were going to pay the fees, but our bank manager talked us out of it. We are fighting SLS instead. With all these negative and similar posts... I paid on time. SLS didn't credit my electronic payment in a timely manner.

I started out with Countrywide which put me in a predatory option arm without proper explanation. Then we went from bad to worse with it being sold to Bank of America. In 2008, we finally got a loan modification for 5 years. In the middle of this, I became legally disabled on a fixed income. April 2010 I proactively asked BofA if we paid our loan modification on time and in full, would they please convert to permanent loan as my new debt to income ratio could only sustain the loan modification payment amount. They refused and even refused to do this when the Department of Banking got involved. In 2013, as the original loan modification that we paid on time and in full was about to end, we began the process of a new loan modification.
It was a constant stall tactic with us sending in all the paperwork and them constantly claiming that they did not get something or paperwork was outdated. They would make us constantly restart the loan modification process. By 2014, Bank of America had turned the servicing over to SLS who continued this same game. We have now attempted this loan modification process 11 times. The last few loan modification I started to use a Federally Funded Agency to help and still we got the runaround. With the 11th loan modification attempt, I made sure to include the Department of Banking (DOB) when I submitted all of my paperwork so they were aware that everything had been sent as required. As usual, SLS claimed paperwork was missing.
Both the Agency and DOB confirmed that the paperwork was NOT missing and had been submitted. Instead, we get a letter stating that we never submitted any of the paperwork. I am trying to sue SLS and all their predecessors that were listed on my land records in Federal court. And the DOB had me finally file a complaint against them. I do not hold out much hope but after 7 years of this game playing, it is really absurd. We are in CT.

SLS bought my loan from the lender I did my mortgage with. I have not enjoyed their website or customer service but dealt with it for two years. Now I got a new company to refinance my loan. SLS sent a payoff amount with debiting money for my homeowner's insurance. The title company paid out the funds and SLS will not accept them! SLS paid more than they submitted on the payoff for insurance and now are blaming others for not receiving enough money! When all along it is their fault for paying a different amount than listed on their own payoff quote! Terrible. They do nothing to help either saying they can't do anything or it's not their fault. Terrible!

Our loan got transferred from GMAC to SLS back in '09. Back in July of 2015, we discovered we were being charged a past payment. When asked why they could not verify where the missing payment was I asked repeatedly to contact us to the correct department to verify where this missing payment was because we had proof our payments and was NOT going to pay something if they could not verify it. Needless to say, I have called them from July 2015 - April 2017 (almost 2 years) to get a simple answer and over 60 hours of my time on the phone and researching this incident to come up with NO CONCLUSION. We recently sold our home last month and with the last conversation we had with SLS they said it was their error and would have it removed from the credit report.
NOW they finally claim they have found the error and after 2 damn years trying to resolve this issue they are reporting me late 30 days late which is now hindering us from getting any future home loan! Luckily each conversation has been recorded and I have kept detailed accounts of the dates called and whom I spoke with including the conversation where they agreed that it was their error. So now I am penalized for something that took almost two years to verify and having requested proof of any errors to us because we were willing to pay it IF THEY COULD FIND IT. After all, I was paying on two homes with no lates on the other two mortgages plus 0 lates on my credit cards. Now that our home is sold we either have to pay an extremely high interest rate or be denied. At this point, if it is not removed from our Credit Report which I have disputed we see no other way than to seek legal council for advice.

No one in customer service knows anything! This company will force place lenders insurance on your property even though you already have insurance. They will insist homeowner has no insurance. I have faxed numerous times the same proof of insurance. About two months later the same cycle will start over -- no insurance. I got so disgusted with this incompetent company I paid off my mortgage. Now I am fighting to get a check for the overpaid interest as well as the refund for the "LENDER PLACED INSURANCE". One customer service rep told me the insurance company refuses to talk to me since the loan is PAID OFF. Another customer service rep told me that I had no right to a refund since I paid off the fees when I paid off the mortgage! I spent 4 HOURS AND 15 MINUTES on the phone last night trying to resolve this issue and get money that is owed to me. That's right over 4 HOURS!
Great customer service, and I am NOWHERE further along than I was previously. I mysteriously was cut off with a manager when it reached 8 o'clock quitting time! My previous lender sold my loan to this WORTHLESS company. They even sent a company to my house to make sure it was taken care of. Well, they deemed it ABANDONED and placed a sticker on my door! I found it when I got home. Abandoned? RUN, do not walk from this company and if your loan is sold to this company -- refinance ASAP. I do not understand why there aren't any class action lawsuits against this company who force places insurance when there is insurance provided by the homeowner and proof is given. I am still waiting for the policies they have placed on my home. No policy, means no insurance force placed. They are only taking my money. If I could I would rate this company with a negative score. DO NOT use this shady company, you will regret it.

My loans too was sold to SLS Jan. 2017. Since then I have been making principal payments on both loans. One loan the funds are being allocated correctly; the other loan SLS is using the funds as future payments which does NOT decrease the interest. I was given the email address crdocs@sls.net to send my written request to have these funds allocated correctly post asking every customer service rep to allocated the principal payments. I received an email that my request was received. Today I get a letter in the mail that said a request was received, but a written letter needs to be mailed to P.O. Box 630147 Littleton, CO 80163. After some research I found 877-276-5550 as a complaint number. Everyone call and report your experience!

We've had our mortgage through Bank of America (BOA) for almost 20 years, with perfect payment history. As of December of 2016, and unbeknownst to us, BOA sold our loan to Specialized Loan Servicing LLC (SLS). In April (4 months later) we get a phone call from SLS saying we owe over $3,000 to bring our account current for our mortgage payments and late fees. This whole time BOA is still taking our monthly amount out of our bank account, so we had no indications they had even sold our loan!! I immediately call BOA and they confirmed the sale of our loan to SLS. I was beyond angry. Our credit was going to be beyond tainted and we didn't even have a letter from either of the companies.
To make a very long and frustrating story short. Through MANY HOURS on the phone with SLS they said we didn't have homeowners insurance (yes we have FOR 20 YEARS) and that our payment was going up... How is that even possible OR LEGAL. Our payment has been $870 for years... Now its $901 and that doesn't even include the insurance they tacked on and all the fees.
I had called BOA to stop the auto payments. FINALLY in May they reimbursed our 4 months of unauthorized withdrawals. In the mean time I HAD to make payments to SLS of $901 to keep them from REALLY screwing up our credit. I have set up automatic payments with SLS 2 times, and lo and behold JUNE comes and I receive a late payment notice in the mail. We owe almost $2,000.
How in the WORLD is this company in business. From the beginning they have tacked on innumerable fees, that when I do the math... DONT EVEN ADD UP!!! I am beyond pissed with these people. I submitted (via fax) our homeowners insurance that we've had with State Farm for the entirety of owning our home, and I STILL haven't heard anything from them, and frankly don't expect to.
I will join anyone that starts a class action lawsuit against this company. I WANT THEM OUT OF MY LIFE!!! They have screwed up our credit and I am writing a letter to my Attorney General, my Congressman and calling the Better Business Bureau Monday June 19, 2017. WF sold my loan. I didn't find out until I tried to make a payment to WF and they said my account was closed. I called Specialized to let them know I would be making payment. 2 days later an individual shows. Sneaks up to my home as my children and I are getting the groceries in through the front door. He literally walked up close to the door and he asks if I live here, and if the home is occupied at the same time trying to look inside my home even though my husband was trying to block him from him seemingly trying to get in. I felt like my privacy was completely violated. I'm wondering why there isn't a class action suit? We need to organize! This is not right.

My account was transferred to SLS early this year. Although I had been paying the house insurance since I purchased the home (with another lender), SLS on their own went on their own and escrowed my insurance. This caused my monthly mortgage to go up. I called a number of times, talked to different people who would then send me to another department, who then would send me to another customer rep, so on and so on. When I finally got hold of someone who sort of knew what they were talking about, I told them I needed this rectified. I sent them proof of the insurance policy and the current payment as it should have been and what I had signed for with the other company. SLS reported me late to the Credit Bureau and my score dropped by almost a hundred points from the mid 700 to the mid 600. All because they created this problem and I had to suffer the consequences.
I'm currently looking for a class action suit that I can join. I urge anyone who is with company to get out, sue them, do whatever it takes to break any relationship with this company. I do hope that the states or at least the feds are looking into their business practices and holds them accountable (hopefully someone will go to jail). Shut them down.

Again my escrow has increased to $115 per month because my taxes and insurance has gone up to a total of $503, between the tax and insurance, $102 on the insurance and $401 on the taxes. A $500 increase in escrow causes my mortgage to go up by $115 per month that will be a total of $1200 by the end of the twelve months, hum. Of course, when I called SLS to get an explanation I was treated like someone who cannot afford to make their payments and was told by one of the customer service rep Penny, that If I owe I am expected to pay back, she was very rude and nasty and also another that hung up on me that same day but I can't remember her name, but I guess this is how they are trained.
Paying what I owe wasn't the issue for me. I am paying my mortgage. The only thing is that my payments are being made towards the end of each month. If my mortgage increased I am going to want to know why especially in a cause where I am paying you double of what I owe. This company seems to be getting away with a lot of unfair act towards homeowners and nothing is being done about it. I believe that they are out to foreclosure on homes rather than to help, what a major scam. I would like to get SLS off my loan because I did not agree with them being my mortgage company. I never had this problem with Wells Fargo. Now that SLS took over it's a lot of stress and aggravations, due to them overcharging and increasing my mortgage and making it difficult for me to pay, which is their agenda. But they will not prevail in Jesus' name.

My loan was transferred to SLS this year and right away problems. They saying that I owe them 1,200 dollars from escrow when they just got it but no problem with the bank before them... But what I noticed is that my mom have them and she is always complaining about it, every month she has to call them 'cause they playing with her payments. We have to do something about it 'cause everything is wrong about them, I don't know what but it doesn't smell good... So now my mortgage payment went from 682 to 772 because they split the 1,200 in to a monthly payment of 90. I am not happy because I don't owe them anything. But what can we do?

We were flooded in August 2016 with thousands of others. It took 6 months to get an insurance payment from our flood insurance and when we got it, it was made payable to both Specialized Loan Servicing and us so we had to send it to them to get it endorsed so we could begin the work. They deposited it and now refuse to disburse the funds for us to repair our home. We have tried over and over trying to give them what they want to get our money so we can begin the work on our house but they keep trying to put obstacles in the way. The flood insurance company issued the check after a lot of adjusters and structural engineers and now we can't get Specialized Loan Servicing to release OUR money.
We have never been late on our payments and have excellent credit. We also only owe 40% of the value of our home. The check would pay half of this. We are at a loss to get Specialized to release our insurance money and they never answer their phones and send you to a third party "Insurance Claim Check" to communicate who has no phone contact information. You have to download requests and won't get a call back until 3-7 days later. The person calling doesn't know what to do with the claim and keeps telling you to send in more documents.

SLS still has not caught up with my payments since my loan was transferred there in Jan 2017. Also I cannot log in on their website. The site doesn't even load up. So then when you call the phone number to make a payment they charge you 9.95. What a racket!!!

My home loan was moved (without my consent) to SLS on January 1, 2017. I have excellent credit and always pay my bills. It took me several weeks and several calls to even get an account number to pay my loan so it would not be late. I ended up having to make a payment online without even having any payment info from them to avoid being late. They tried to say that my homeowner's insurance had been cancelled, which it was not, and that they had put me on their insurance.
I got tired of the mess and went to my local bank and refinanced and got away from them. After loan had already been closed and I was no longer their customer, they changed my insurance payee to SLS without my consent. Additionally, they were taking some of my payment for escrow of taxes and insurance. That was never part of any loan agreement I signed. When my loan originated (not with them) I specifically made sure that taxes and insurance would not be escrowed. I pay my own taxes and insurance. They changed my loan without any signed agreement from me. Didn't think that was even legal.

I also had my loan sold to SLS and I'm not happy about a lot of things, especially their payment processes in general. For example, on-line payments are diverted to Western Union but when you print the payment confirmation, it says nothing about the payment being used to pay any kind of mortgage, much less an SLS Mortgage. It just says you handed over some money to Western Union, which essentially makes it a completely useless receipt. So, at any given time, SLS can simply turn around and claim that they never received any payments because they know you really don't have a useful paper trail that says so. To be fair, they haven't done this to me yet. But based on all the horror stories I've read so far about this shady company, I would not put this past them.
Also, a few months ago, my mortgage payment unexpectedly increased by over $200. When I called to complain, they said my property taxes had increased and there wasn't enough in escrow to cover it. I am still investigating if this is true or not. The Federal Trade Commission should really look into SLS' poor business practices. They seem to be getting away with too many unethical practices.

I bought my home in 2014 and WJ Bradley was the lender. They then apparently sold the loan to this company, SLS. First they raise my escrow impound account amount due and I never received the letter, so I was short by less than $40 a month for a few months. Once I realized what happened, I called them and they told me they had applied my August 2016 payment as an "extra principal payment" - I told them that I did not authorize them to do that, so to please make it a regular payment (this was on December 22, 2016) and I paid the $394 that I owed in late fees & additional escrow impound fees because of the adjustment to the escrow impound account that I didn't know had changed. They refuse to send me a payment coupon book or monthly statement.
I was assured that December 22 payment made me current. I called today, March 21, 2017 just to make sure I am showing as current as I have paid every payment either on time or early, and again I am told I am behind a month (even though my March 2017 payment cleared my bank on March 6). I have now been on hold for over 25 minutes waiting to speak with someone who can supposedly assist me. It's terrible how these companies get away with the attitude of "it's not our fault, we're not the lender, just a collection company" when you try to call SLS.

This company took over servicing my mortgage 5 months ago. Today I received a bill for an expected "escrow shortage". In looking over the paperwork I see they have been charging my escrow account for something called "subdiv maint" I do not live in a condo or a community where there is an HOA. When I called to request an explanation for the reason I am being charged this fee I was told it is a fee paid to my homeowner's association. When I told the representative that I didn't have an HOA he quickly switched off to a fee for trash pickup and maintenance in my neighborhood. This is already paid in my monthly sanitation fees directly to the city and there is no additional fee other than the one I pay bi-monthly.
I never received any kind of satisfactory answer so I called the city assessor's office to see if there was some new fee imposed by the city that I was unaware of. There wasn't. This company is charging me fees for something that doesn't even exist. I am too old to get into some kind of battle I can't win and will walk away from this mortgage without hesitation. Don't get involved with these people. Just don't.

My loans was given to these idiots SLS by Wells Fargo. They are very sloppy, unorganized and they don't respond. It's impossible to get a hold of them when I request help and now they want to take my home without even try to work out with me. I did call them and informed them of their problem. Arrogantly they told me "we are not a bank."
I am very angry with Wells Fargo. They are the one who cause this mess and brought me in SLS. My husband was laid off due to the closure of his employer for permanently and the stress of financial burden that his employer caused us took a big toll on his health that's he has cancer and won't be able to work. I am as his wife a care giver to him but I also have health issues. My physician want me to be admitted to the hospital because of the stress SLS wanting to take my home. I am ready for stroke of heart attack. I have uncontrolled high blood sugar, high blood pressure that medication doesn't work. SLS is causing my death??? I am not giving my home period.

I have been reading comments about Specialized Loan. My family is also a victim of this company. I also had a mortgage with Bank of America when all hell broke loose. We tried to do a loan modification. First it went thru, then no, they lost the paperwork, send more. We did everything right even paid but no checks were cashed, same story. This has been going on since 2009. Then in 2011 SLS started coming to my home handing me a letter to call them, we called same old thing. In 2014 they started foreclosure proceeding. We went mediation. Oh yes, we will send the papers. Guess what, nothing.
So we hired a lawyer and went to court. They offered money. When the judge called our case they called for a voluntary dismissal. Now three years later we receive a default letter. We have told SLS, "We have a lawyer call him." Their response is, "We don't need a lawyer we can do this in house." They come to my home, park down the street, sneak to the door, leave the note and run. My neighbor asked him, "Hey what are you doing?" They walk down the street taking pictures. They are rude. We contacted our lawyer. Now we wait. It doesn't seem right 8 yrs now if my husband wasn't disabled and we have been at this house for 22 yrs.

My loan was recently sold to this company. I wasn't provided with any information needed to make my payment, such as an account number. I had to call customer service several times to get the information I needed. On a positive note every customer service rep I spoke with was helpful. That merits one star. They also don't - like every other mortgage company I've ever worked with - automatically pay the property tax bill from the escrow account. You have to submit the bill to them and hope it gets paid.

I called to make a payment over the phone in January because it appeared my check was lost. I put stop payment on lost check and promptly made a payment over phone. Well they cashed the lost check 6 weeks later even though there was a stop payment and there was already a payment sent to them. My bank stop payment did not stop payment do an error of 94 cent amount. SO ASC still cashed the check even though I called to ensure they would not cash the check. They will not reverse the payment they are making me wait three weeks for return of payment... so guess what? They will not receive payment till I get my money back since they are at fault of double charging in one month, they should know better... I will also be making a complaint to the Better Business Bureau!!!

I have a new Mac, and I am UNABLE to access this website. Even the Apple techs could not get in "without a certificate." Finally, they helped me get in and I made my Feb payment. Now, I am attempting to go in and pay for March 1. AGAIN, I am UNABLE to get into the site. All I get is a blank page.
Last month "customer service" told me that "we have code issues b/c we cannot keep up with Apple technology." This is BS. They want you to pay by mail and then your payment will be lost or late. Why is this the ONLY website in the USA that will not let me in?? I am filing a formal complaint with the Federal Trade Commission in the morning. I am convinced that this company is purposely making it difficult for people to pay their mortgage in a timely manner.

Run if you are so unfortunate as to have your original loan sold to SLS! Only hope is that the loan is sold again to a reputable, respectable lender. Despite NEVER having made a delinquent mortgage payment over the course of many years, this crooked, despicable group calls and badgers about monthly loan payments until they are made. I've owned 10 homes - never have I experienced the nasty, predatory tactics of SLS. They shouldn't be allowed to be in business! Would give negative 10 "stars" if possible.

SLS took over my loan when I fell onto hard times and could no longer make the payments on my rental unit. They were extremely supportive and understanding with my situation and worked with me to modify my loan. The modification process was tough - lots of paperwork to gather and forms to fill out. My assigned rep helped me through it every step of the way and didn't judge me. She was always there to answer questions and give guidance. I know have the loan comfortably modified and am working toward rebuilding my credit. Thank you SLS!

This is the absolute worst company I have ever dealt with! Our loan got sold to SLS from Bank of America about two years ago. Since then, we have had nothing but problems with them. They will not send us a monthly statement, and just recently when we tried to make a payment on their website it got declined and sent back to our bank, this after negotiating with their representative on the phone for over an hour about how much we owed them. So freaking frustrating! Called back today and spoke with another representative who could not find record of our attempted payment (Naturally).
I submitted a request in writing for them to send us statements as we have no idea how much to pay them every month. We had been continuing to pay them $100 each month, and ended up getting a foreclosure notice in the mail from them. After today's unresolved call, we are waiting for a call back from a supervisor within 24 hours. I am going to file a complaint with Indiana's Attorney General and I would hope that anyone who has ever dealt with this company would file one in their state also. I will never do business with bank of America again because they sold our loan to this piece of ** company. We are going to refinance as quick as we can in order to get rid of SLS! Stand up to these idiots!

At some point several years back SLS aka Specialized Loan solicited me for a 2nd Loan through them. I stupidly accepted their offer and did not realize the bait and switch. AT NO TIME DID I SOLICIT SLS!! I already had a primary loan through another company. SLS really did not indicate to me at the time HOW THIS LOAN WOULD GO UP & WHEN... I guess I was stupid, but I really did not understand what was going on... Then when the larger amount through Specialized started to appear within the last month or two I did not realize until the larger amount of SLS started to be withdrawn from my checking account. And the current SLS was a lot larger. P.S. I could not find my order number online. CAN YOU PLEASE SEND IT AGAIN?? I am **.

I'm writing this today in complete frustration and concerns for potential customers. My family has been working with this horrible company for over a year now. This company has received several required docs on 3 different occasions with all being documented they have received. These docs were in relation to having the rights to inquire about loan details so we can continue to keep up with our responsibility. As of the month of January they have been persistent on not receiving the important paper work.
It has been very strange as if this people are truly playing games with the person who has the rights to the property and she is elderly. Now we have hired an attorney to go after this company because we have built a case and will be presenting it soon. After being told by several law firms that this company and their staff members have develop a bad reputation I now understand why. I have never experienced this kind of treatment especially when they have been receiving this family's payments on the loan. Just horrible and unprofessional. Would not recommend them even to a 3rd world country to do a charity event. No trust and bad service ladies and gents!!!

My original loan was sold to SLS. I've had them for about two years. In those two years I've made all my payments on time with the exception of one. That one was mailed on the 10th of the month but somehow didn't make it from Oregon to Colorado in 6 days. When I called to ask them to waive the late fee considering I'd never been late, they were extremely rude but did relent, although I was told it was a one-time exception and they would never do it again. I want to stress that none of my payments were NOT received by SLS.
Recently, I retired and took money out of my retirement to pay off my mortgage. I wrote a check for the balance of my account and sent it in the usual envelope. Again, I stress, I have never had any of my payments not arrived at SLS. You guessed it. It's been 2 weeks since I sent the check and the amount has still not been withdrawn from my account. Now, unsurprisingly, I get a letter from SLS saying my account is overdue and they've sent my account to a collection agency! Really?! These people are crooks. They are so petty that they lie about not receiving my payment closing out my account, just so they can collect less than $30. I know nobody has a choice of companies that their original mortgage company sells their loan to, but if you have a choice stay as far away from SLS as you possibly can. They are liars and swindlers and should be investigated and closed by the powers-that-be.

My mortgage was sold to SLS December 2016. I have made each payment as I have always done with BOA but am getting letters that I am delinquent... really. Then the very next day I got a letter that I am past due $3571.51!!! I call and get the reps reading from a script and cannot answer my questions. I was told by BOA that they cannot do any of this by law for 60 days. As I read it makes me physically ill. My credit was excellent in December but I can determine by these posts that I am doomed. How do we get a class action lawsuit against this company before we all are ruined? I cannot get away from them because my house is underwater, if you will. I am so afraid because it is obvious one of us cannot fight this company that seems to be out to destroy honest people. I am keeping the letters and my checks hoping to be able to prove my worth even though I am not optimistic. When you are right, it's difficult to prove.

January 2016 SLS took over my home loan, during the transfer between banks they lost 2 previous cash payments. I assisted them by faxing over the receipts numerous times, finally I spent 2 ½ hours in Chase bank for them to finally get the transaction correct. 2 other payments were my oversight. February 2016, I went to the bank to withdraw 2 monthly payments. I had a pre-written stamped envelope with SLS’s name on the envelope. The teller noticed the envelope and asked if I'm going to use the money to make a mortgage payment, I said yes. She said, "you'll have to buy 4 money orders." I said that’s ok, this way I know it's paid. She said, "you can set up direct payment from our bank to their bank which is safe and inexpensive." She ran over to the service manager, brought him to the window, he then escorted me to his office.
The manager personally set up, the direct account from Capital Bank to SLS bank and the payment was successfully sent. He instructed me how to do it, on my return home I check everything was fine. SLS bank, a green check box popped up stating the payment was accepted. In essence twice that day their computer system stated that the payment was accepted. For years my other mortgage payment has an automatic bank deduction which runs smoothly. I'm thinking "good I’ll have no late payments." Around the 26-27th of February 2016 SLS customer Agent called asking for 4 payments, I informed him that 2 cash payments are being investigated and 2 automatic deduction was given to them from Capital One bank on February 8, 2016. I had to inform him to please check his system as all payments were made. He apologized saying yes, on the next page he see, that the cash payments are under investigation,
They’re having a bit of a problem with their system. However 2 payments are still outstanding, I asked him to look at 2/8/2016 to find the other 2 deposits. He informed me that the direct deposit was received by SLS, but it was rejected by the system. I asked for what reason, he was unable to explain why the system rejected it. However it was returned to Capital Bank. He’s now calling to accept the payment. Knowing the payments were made, I never checked again. Unknown to me for days the money was in my account, some of it was used to pay the high heating bill. Coming up with the full amount at the end of the month was a great struggle incurring an additional late fee. From February to October we struggled because the 2 payments were not accepted in February. I am writing this letter asking for consideration in the late fees which is now $683.07.
In essence each monthly payment were made on time, but the 2 payments racked up a high interest rate. January 2017 payment SLS calculated the total payment, which includes the principle of $981.22 and all the late fee of $683.07 into a high monthly payment again. November 11, 2016 I first received a letter with outrageous figures, which I did not understand, I called to inquire. First I got Matthew, into the conversation we got disconnected, I called back and got Michael, and into the conversation again we got disconnected.
By the 3 time I was fuming, I got Angie. Finally we had a full conversation. I got her I.D. # and asked for an explanation of the charges, she explained the late fees to me. I informed her that it occurred when they returned the deposit in February, unknown to me as the source of the problem. She said she’ll request an investigation asking me to call back 11/25/2016 which was the day after Thanksgiving. I called the 1 800 number 10 times no one answered my call.
It may be accidental however, I noticed it’s difficult to get through to SLS after a monthly payment is made early before the 16th, but very easy to get through when the payment has not been made before the 16th of each month. Meaning that the telephone is programmed to direct you to make a payment not to speak to a live representative. Saturday January 14, 2017, which is a weekend, the office is closed, no one can make a payment except through, Western Union for a fee of $9.99 or on the 16th of the month for FREE or 4 days after the 16th. Monday being a holiday, they may be closed, meaning that most payments would incur a fee. I know most banks would honor the holiday, I now have to see how SLS handles these 3 days. SLS mortgage system is filled with flaws which puts customers in a very precarious position where late fees escalate to benefit SLS. The system is not easy neither is it user-friendly.
From the start of business, SLS computer system was flawed, malfunctioning at customer’s expense. In my case you cannot accept my payment, for days making me believe all is well with the payment, 4 days later reject it; only to notify me 17 days later that the account is delinquent by 4 payment. The manager at Capital on Bank inquired about the account, they informed him, they had a problem and it’s being taken care of. Normally in most establishments an email notification would inform you of the error, I had nothing to pre-warm me of the pending danger.
On the first day of business, I’m going to ask to speak to a Supervisor asking for consideration in the fee, my intent was not to deceive SLS, especially since each month after February payments were made on time. The problem stemmed from SLS flawed computer system which rejected my payments in February; without having the capability to immediately inform me of errors which banks do, plus they never informed me that the automatic withdrawal failed. I know they are trying to correct their errors but at my expense. I would respect your advice in this matter.

I am fairly new to SLS, but have been experiencing the same problems as others who have written reviews. I accepted the loan modification which has since changed payment amount due seemingly because of escrow fees. I was told this when I called due to trying to make payment online and by phone and was unable to do so. I asked when I was going to be notified of the change in the payment amount and was told that I would get this in writing within a few days. It's been a week and I have as yet to receive any information.
I also asked how the dollar amount of the modification could be changed after an agreement had been made, but never received a decent answer. I was told that there was a $135.00 fee for accepting the modification. They also couldn't tell me why I wasn't informed of that. I had to insist that they at least take the amount I originally signed up for as a payment because I didn't want it to be late. They told me I had a 15 day grace period to make payment, but I didn't want to take that chance. I have been unable to reach the person working on my loan and have repeatedly talked to someone else (after being put on hold forever). After reading these reviews, I am terrified. How do you go about filing a class action lawsuit? I'd rather start now than to get involved in the nightmare everyone else has described.

If your loan gets transferred to these people try and run as far and as fast as you can from this company. Nothing but lies spill out of their mouths. Very unethical. Our loan got transferred from Citifinancial over to SLS. It's in my husband's name but I (wife) handle the financial affairs in the house. So I get them on the phone and have hubby on the phone also to confirm anything that goes on. I can take care of it since he is working out of town and works longer hours than these jackwagons.
They tell us no problem, they are putting me on the account to be able to take care of business. Well without our consent they were automatically withdrawing funds from our bank account like what we had set up with Citifinancial. We never authorized or signed any paper allowing them to do this. I call in to tell them to stop this and they tell me they can't. Only my husband can do it. (We had biweekly payments set up.) Then they proceed to tell me that they don't do biweekly payments, so I ask them, "If y'all don't do it then why are y'all withdrawing every other week from our account.?"
So once again have to have hubby take time from work to call these people to get the automatic withdrawal taken off. He tells them, "Send us a monthly statement in the mail or a payment booklet." They say no problem, they can do that. We have yet to see anything in the mail and it's been 3 weeks now. My advice is if you can get the hell away from these people as fast as you can.

My loan was unfortunately sold to this company by another loan servicing company without me knowing. Since my loan was transferred to them, they have reported a negative credit score for me for late payment which happened during the transition process. In spite of legitimate reasons and filing appeals twice citing mistakes on their part, they ignored the appeal and stick to their position. I would plead with everyone if you have a choice of rejecting loan with this company, by all means. They also have a rude and unhelpful staff.

Had my 1st experience with SLS today when I started receiving calls that I had not made my December payment. The loan was just sold by Bank of America; they said they had lost the information about my authority to speak on behalf of my husband, and they said they needed his authorization. So, I figured OK, I will fax them proof of payment to their manager, and I received another call.
When I called and told them I had faxed proof of receipt of B of A payment, they said it was being reviewed. That's when my husband got on the phone and told them if they needed to speak to anyone, it should be me. When they identified me by name, I thought they said they did not have any of the info from B of A? Is someone lying? Here's the low down: they are owned by a company by the name of Computer Share, but the head of SLS is John Beggins. I hope the BBB know him on a first name basis; if not, they will now.

I would never choose to work with this mortgage company. The customer service has been awful since the day my mortgage was transferred to them. My payments are made perfectly on time every month. Every year I have to call and fight with them that my HOA covers individual homeowners. It states it on the master policy which they have acknowledged time and time again having a copy. I hang up with them promising it is taken care of and cleared and then yet again, I get a bill in the mail for some exorbitantly priced policy they are forcing me to obtain.

Our loan was sold to SLS (this is the worst company I have ever dealt with) by Bank of America (one of the best I have ever dealt with). However, I wish BOA never sold our loan as we have been in a nightmare ever since! First, we had been paying additional principal monthly ahead of the due date in order to pay down the outstanding balance. It took about 6 months of constant calling to SLS to apply the additional principal. They kept telling us that we were in default for paying additional principal ahead of the due date. After escalating to the several managers, they fixed it as they now debit the amount from our checking account on the due date.
Now we are struggling again as we have written several letters to them, made several calls to them to remove the PMI. Our account has been in good standing from day one. We owe over 63% of the equity in the house and they have refused to remove the PMI. They continue to charge the PMI. 3 months ago, they doubled the charge of the PMI instead of removing it. As of now, that has not been fixed. This organization should be investigated.

I'm not going to tell anyone here anything new about SLS, except don't die with one of their loans. I am the Executor of my Mother's Estate, and they have been a nightmare for me to deal with in my time of grief. Please don't subject your family to them. The first step was to send them my Mother's Living Trust that included a Durable Power of Attorney for me to handle her real estate matters. They lost this sixty page document five separate times, and I had to send it to them over and over again. It took four months for them to successfully recognize me as the Executor, so I could at least talk to them about the loan.
At some point in the process, the loan adjusted from a HELOC to a conventional loan. I received a letter telling me it would adjust, but, no info on what the new payment would be. Then, they stopped sending me statements. When I called and asked where the statements were, they claimed they had never in the history of the loan ever sent out statements. I told them I was looking at a file filled with statements from them. They basically explained to me that I was lying about what was right in front of me. I asked to speak with a Supervisor and the CSR would not transfer me. I hung up and got another person who did send me to a Supervisor, who still refused to start sending statements out again. I asked what I should do about knowing what the amount of the payment was, and they said that was basically my problem.
So, guess what I did? I sent them a check and paid off the loan, with a letter explaining that my Mother had two loans one with Bank of America, and another with SLS and that I thought BofA was going to be the nightmare to work with, but, I was wrong. They could have made thousands of more in interest as we were settling the estate, but, I couldn't stand to pay them another penny. If you think they jerk you around, just wait until your family has to deal with them after you die. They are awful.

My loan was sold to SLS... "WORST COMPANY" I have ever dealt with. The 1st thing they did was to LIE to me about giving me a good rate. My loan was intentionally NOT submitted through the HARP program because all along they wanted to give me a very high interest RATE @ 7.5%. I was given a 6 month trial payment period during which I made all of my payment on time but, the 2nd unprofessional & conniving approach was to report my payments for 3 months as being late to the major Credit Agencies.This has affected my Credit Score making it impossible to Refinance through another Company. Now these JOKERS wouldn't answer my calls because my Account has been FLAGGED from the beginning. I believe Lenders & Investors know & approved of their Servicing style. It is all about the "highest return on your dollar." They don't give a DAMN about saving homes... A Class action lawsuit is definitely Pending.

We were in the middle of getting a loan to consolidate debt when our second mortgage was sold to Specialized Loan Servicing. When we finally got an account number two weeks later, the subordination agreement was sent to them. They did not want to be subordinate and would only approve $100 cash out. So, we paid them off so we wouldn't lose our rate. Release of liens are handled by a third party for SLS.
Initially I was told they would mark the request "critical", but today, I was told by SLS executive services they don't have access to the third party and there is no such thing as rushing a request, and no matter the circumstances, I would have to wait the thirty days for the third party to mail the lien release request to our county register's office. Needless to say, our rate lock period ended. I have had nothing but frustration and headaches from dealing with this company. Most of the people I spoke with were nice. But, the supervisor in executive services would not return my calls and I was told today by someone else, they don't communicate via email. I would NOT recommend this loan company to anyone!!

Is anyone else having issues with SLS selling off a second to a company called Asset Recovery Systems? Mine is with them now and they refuse to sign off on a short sale unless paid in full, which cannot happen. The phone for ASR is personal cell phones and no one ever responds. I have been in a holding pattern for over 4 years to due multiple companies selling off my second, and I am trying to do the right thing and not let it go to foreclosure. This is killing my credit and I believe there is something fraudulent with ASR. Anyone else have feedback, please reply.

I had my account bought by SLS in 2015. I did not have a problem with them until April 2016 when they changed the format of payments. They stated, when I called, that they had sent me a letter. Let's move ahead a few months, when this payment was first due, I did not know of the increase, due to auto payments. They informed me that I could set up a new payment arrangement by refinancing through them. I got out from under them by refinancing elsewhere, for they were already to set our account in for foreclosure. My suggestion is to move away from them FAST.

My loan was transferred to SLS over a year ago and after reading the reviews I was not looking forward to having them as my mortgage company. To my relief everything has been very positive. They have been very transparent, kind and knowledgeable with any issues I have addressed. They have resolved every matter in a professional way. So far I have had a very positive experience with every representative I have spoken to. If this is not your case and you believe your mortgage company is leading you into foreclosure, you can file a claim with BBB, The Attorney General, HUD, FBI, The Federal Reserve, and The Federal Trade Commission. I've had nothing but problems with them since day 1. Not only did they lose my paperwork when I was originally trying to complete my modification (it took a year to complete because of them) but they gave me the wrong information so I didn't get into the program I originally wanted. Completed my modification and started making payments in March of 2015. Found out in April of 2016 that my account has been reflecting 30 days late for a year. I have sent in several times my bank statements showing them where each payment was cleared from my bank account and they still keep coming up with "reasons" why it's reflecting 30 days late. They keep changing what month it is I'm missing even though they have received bank statements from March of 2015 thru April of 2016.
They ACH debit checks from your account so there is no copy of the cleared check to show them but they want to see a copy of the cleared check to see... even though they have my bank statements as proof. If your loan has been sold to these people RUN! They are crooks. How they are still in business I don't understand. Unfortunately, you would be better off letting your property go rather than deal with these people. Short Sale or try to find another lender to buy the loan but DO NOT enter into a contract with these people.

I am in the same boat as you. We have been paying off a 2nd that they bought. We tried to refinance our home in order to pay these ** off. They decided to report that we were late. (3) days late which needless to say kept us from getting the loan. Since we did not answer the phone (which we did but no one said anything) but they will leave a message "This is Specialized Loan Services. We are sorry that we missed you. Please call Specialized Loan Services @ 1-800-etc."
They have sent people onto our property to take pictures of our house to see if someone is living in it and then charged us $25.00. They have come on the property and hung a notice on the door stating for us to call a number. Does not say who we are calling. They are rip off artists. A class action suit sounds good to me.

My loan was transferred from ASC in June 2016 to SLS. I was never notified or sent a welcome letter as stated. Upon receiving a late notice regarding my mortgage I immediately called SLS to inquire why I was receiving a letter from them. I was informed that the mortgage was transferred to them. I then called ASC which confirmed this and called back to arrange payment. At that time I was told not to worry, that there was a grace period and that there would be no strike on my account. It is now September and they still don't show up on my credit report. Upon looking on my account through their website, I noticed that there was a 15-30 day late reported in their system. I called to inquire why and was told that unfortunately there is nothing I can do regarding this change.
I worked hard since 2008 to rebuild my credit and never had a late payment with ASC and because of this low budget mortgage company my credit will now be affected. The people that answer the phone have no clue what is going on when speaking to them and it is frustrating trying to explain anything. I feel helpless in this matter and now I can't wait to sell my house and find another lender. Thank God that the market has turned somewhat and will provide me with a way to get as far away as possible.

I have had this loan servicing company since February 2016, because my loan was bought by these thieves. Like many of you, I have done a complete audit between my ACH'd bill pay activity from my Capital One Checking account and what they are posting within the SLS portal. These two aren't even coming CLOSE to matching up. I have sent capital One into a frenzy, where they are able to provide precise information on when they sent the payment, when SLS received the payment and much more information. These scam artists have you call their "customer service" line only to be put on hold for hours upon hours. I have now filed papers to refinance through my local credit union, because they don't sell their loans and I can finally sleep at night.
I have received delinquency notices, on the 4th (when my payment is due on the first) and I have a 10-day grace period. These thieves love to try and see if you'll just pay the fees. However, if you get a hold of them, they are reluctant but willing once you provide ample proof they had the money on-time. They are the most crooked individuals in the industry. How are these guys not being audited. I would love to get in on this. They are complete scam artists and should be shut down!

I have been going around and around with this company regarding homeowner's insurance. They requested a copy of my policy declaration page photographed and sent to them which I did right away in June. I didn't hear from them so I figured they'd received the information but then I get another letter threatening to purchase insurance for me if I didn't purchase my own. I then called my insurance company and was told they had provided the policy information as soon as the policy was renewed in June but would send it again. Today, September 6 I receive a notice from SLS stating that since I did not furnish any insurance, they bought one for me at over double the cost of my homeowner's insurance which has never lapsed and they would add the cost to my monthly mortgage payment. My mortgage was sold to SLS without my knowledge for I would certainly not choose to deal with this company.

They lost papers signed and was suppose to be approved then want to continue to charge me for the rate of principal and interest and late fees. Every time I call, it's a different department or state and no notes are documented in system. Problem continues to exist since April, it is now September.

I've unfortunately been dealing with SLS for nearly 2 years on a Short Sale. They've kept the home from selling at every turn. My paperwork has been keyed in wrong, they've lost my paperwork, they've let 5 offers expire, and they keep adding new forms to 'complete' the file. I've been waiting months for a return call from a supervisor. A class action lawsuit needs to be filed against them.

BofA sold my stellar performing mortgage loan to SLS around 18 mos. ago. Last Fall (2015), I received a refi offer from JP Morgan and I started the refinance process. It is now August 2016 & my loan is still with SLS. They're blaming their attorneys; when I communicate with their attorneys I learn that they are waiting for SLS to send them docs. I have been calling SLS executive services dept. consistently (probably once or twice a week) since February, and every time I call it's like it's the first time I'm calling.
There's never an update, no one to email, just promises to open tickets and then when you call back two or three days later, you're told that there are no notes on the account. Phone clerks are powerless, useless and just a sounding board for frustrated customers. Supervisors call you back and tell you they don't have any information about your case. I've had neighbors successfully refi their mortgages in NY in 90 days or less. We're almost a year into this process with no end date in sight. Not sure how this company is even permitted to be in business. Any bank that willfully sells mortgages to this company should be held accountable.

I have had SLS for 3 years now, after filling chapter 13 and getting a modification from Wells Fargo. I have made every payment before or on time with confirmation numbers and bank statements proving they took the money. When I make my payment I'm told I'm 3 months behind. I have sent requests for an audit and a written statement why my payments are going up. I have not received anything from them and they say they received only certain papers from me. I sent bank statements to prove they took the money but they can't tell me where my payments (3 months) went to. I spent 1 hour and 45 minutes on the phone and spent 3 minutes talking to someone. Our loan was sent over to SLS from IndyMac/OneWest during the middle of a mod loan application. We never received any communication from SLS that they had taken over our account until half a year later, when we were notified of the foreclosure on our home. We hired a lawyer and the judge put a TRO on SLS's plan to foreclose. We've gone round and round with them. They still refuse to contact us directly, although all of our communication asks them to do so. It's been two years now. We've never once received a mortgage statement or phone call/message from SLS. They contacted our lawyer and said they'd give us the mod loan if we dropped the lawsuit, even admitting wrongdoing. We refused since the mod loan is gov't funded and not related to the case.
We sent in our three trial payments for the mod loan. They only cashed two of the three, and held on to one payment for a couple of months before saying they changed their minds and wouldn't give us the mod loan. The court process is slow and financially draining. We're waiting on their decision for yet another mod loan application, while the whole time they have our two cashed checks and will not return the money.

I have been with SLS for years paying off a 2nd that was sold over to them. I make my payments on time, payment is due on the 25th. All accounts have a grace period after the due date. SLS though has an automated system that will call you on the 26th or 28th - not reminding you or text you it informs you to call and contact SLS as soon as possible. I'm sorry that is HARASSMENT!
I would love to hear from any other similar complaints on getting calls when your account is on time and up to date. Some other complaints such as their non-user friendly payment page which apparently has a Western Union affiliation that takes more money out of the pockets of its customers. What percentage is SLS taking their $ - I want to change this for those people that don't deserve that harassing call from a lender. I have never received a call from a credit card or car company the next day the bill is due! This is unheard of, why should they be allowed to do this?

Anyone who has had a problem with SLS - please contact me. My loan was transferred 2/2015 -- they changed the terms/fees/charges. Have documented everything and submitted for over a year now... no answer, did not receive, received but cannot locate, re-submit. Filed complaint with Dept Ins/Fin Services -- did not respond. On 2nd "enforcement" attempt, response was copies of loan docs stating they could not answer other concerns. Having read all complaints on numerous sites, I am now extremely concerned about my loan and this company. Obviously something more serious needs to be done, please contact me.

In January 2016 my United Wholesale Mortgage was sold to SLS. I received notification a few days prior to my scheduled next mortgage payment. I immediately called SLS and was told that they did not have a mortgage loan number for me yet and that I would receive a "Welcome Packet" in the next 2 weeks. 2 weeks later, no such packet arrived. I called back, and this time was given my mortgage number and sent in a payment to their loan payments center, even though the representative told me not to worry and that I didn't need to do that. I also submitted a request for direct payment withdrawal using online forms I downloaded and returned. After reading all the below reviews, I am glad that I did that as I did not wait for the Welcome Packet as it never came.
Now I am receiving letters from them on a regular basis that my home insurance amount is not enough. The first time I called, I was told by the representative that I needed to have enough insurance to cover the home loan amount. I had not heard this before and contacted my insurance agent at USAA who was quick to tell me that in the state of Virginia, mortgage companies cannot require homeowners to have more insurance than the replacement cost of the dwelling. Armed with this information, I then called SLS, gave them USAA's number and told them that what they were doing was against the laws in Virginia.
After the second letter, I called SLS again and pointed out to them that I have plenty of insurance to cover the replacement costs of my dwelling and I do not need to insure the entire mortgage amount. The representative on the phone told me that they routinely send out these letters to anyone whose mortgage amount is more than their insurance coverage amount, irrespective of the state that the home is in. I have since filed a complaint with the FTC along with the letter that I received.
I have had loans with Wells Fargo, USAA, Bank of America and United Wholesale Mortgage. Never have I dealt with such a shabbily run company. The payment options they offer consumers penalize those who cannot do direct payment transfer from their bank. If I had a choice, I would have never allowed my mortgage to be sold to them. Consumers need to be able to have a say in where their loans are going. We pick the mortgage company when we complete the mortgage application, we should not have our loans subjected to mismanagement when they are sold to substandard companies like SLS.

My Wells Fargo Mortgage that was through ASC was transferred to SLS in June of 2016. It has been a complete hassle and nightmare. TWO MONTHS and I'm fed up. Had to BEG for a statement and it had the wrong amounts, and the APR was raised by 1.1 percent. Received statement on July 1st showing a double payment due. Had sent payment for June, dated June 1. SLS claimed they did not receive it. Ended up cancelling June 1 check with Wells Fargo (FINED $31 penalty). Did online payment through Western Union - this time I did not have to pay $10 transmission fee. Sent mortgage payment in July. Sitting on pins and needles waiting to see if I get a statement for August, and if the statement is correct.
Not sure why I was transferred out of ASC but let me tell you this, it's going to be a hellish battle with SLS. I am terrified to think I have 20 more years dealing with these fools. I ask God daily what I did to deserve being transferred to SLS!!! I worked 38 years and never encountered ANY company or persons as incompetent as these individuals. Now I know why America's business standing has gone from the best to the worst! What a shame.

SLS is beyond awful, from their customer service to just getting to the right department. In November I made my mortgage payment. It cleared from my account so I assumed everything was good. Next thing you know I am getting late notices, foreclosure notices, etc. I called them. Shockingly they could not find my payment. After about 15+ phone calls and faxing my bank statement 5 times, they informed me that the statement was not enough proof! Ummm... How is that even possible? It shows you "SLS" cashing my check. So after 3 months my payment magically appears and was applied to my account. Now out of nowhere my credit report is showing that I have been 30-60 days late on my mortgage. I have over 800 payments on my report and 1 is showing late and it was not even late!! I disputed it with TransUnion and SLS had the guts to fight it saying I was late. I would NEVER EVER recommend working with this company.

Bank of America transferred my mortgage loan to SLS a couple of years ago. I kept submitting the Making Home Affordable applications (3) and was told that I did not qualify. It was the same with BOA. My paperwork kept getting misplaced. I kept being assigned to new agent. This all went on for months. I have all documentation (including fax cover sheets).
As I read in a previous complaint, BOA had transferred it and I was not notified until several months later. In January 2016, I signed the Deed-in-Lieu paperwork. It was not until today that I learned that I need the name of the investor and how much my house is worth. I called them, and was told that I needed a letter faxed to them so they could send me the requested information. Thinking that they could handle this within minutes. Called to find out where information was only to be told that it would take 30 days. UNSATISFIED. Yes a class action lawsuit should be taken against SLS and Bank of America if you had your loan transferred.

I review my credit report on a yearly basis and I noticed SLS placed our second mortgage on collection. This is an Arm 15 year balloon and a full payment is due on 2022. I contacted SLS to obtain their approvals/settlement amount on my offer and to have the lien removed from the property. They gave me 3 different offers as they declined all my counter-offers. On the most realistic offer, which we agreed to verbally, days later they send me a letter with another amount at a longer term and 4 times the amount. At this point my grace period to pay 33k expired and now is null. At this point they are not willing to work with me and they asking for 186k to settle. Due to properly devaluation the property holds enough equity to pay the primary mortgage company.
I asked for the final offer in writing and yesterday July 6th they send me in writing the offer that expired on June 30th. I sent them an e-mail asking if they have extended the offer I agreed to. Waiting for an answer. I know I can have this settle it down without having to file for chapter 13, need help. They asked for appraisal documents, Payoff letters from the other bank.

About June 10, my bank sent me a notice that my mortgage payment to a different loan servicing company had been returned, uncashed. I contacted that company to find out why, only to discover that they had transferred the loan servicing to SLS three months ago. When I asked why I wasn't notified, they said that they sent out letters but all were returned. It turned out they were using the property address for mailing, not my mailing address. There is no mail delivery at the rural property address. They told me to contact SLS. I immediately contacted SLS who said they had acquired the loan servicing 3 months before that and had notified me of it, but they too sent the letter to the property address. I updated all their information on me and since the payment was now late, immediately sent them via electronic bill pay the June payment which had been returned by the previous loan servicing company.
Today, in a letter dated a week after the payment was sent, I got an overdue collection notice from SLS for the June payment, which was already made and the check has been cashed. It's after hours now so I'll have to call them tomorrow. What is with these loan servicing companies that can't even get a mailing address correct or enter payments received?

The worst company - they make you feel like you are ignorant. They said banks not always send the payments on time. Which we know is not true. They told me that because I filed for chapter 7 I am not allow to receive statements. (On my chapter 7 Specialized Loan Service was never included.) I am making my monthly payments. When you call every person tells you a different story. This is only one issue I had with them. It will take me pages to write my complaints. I DO NOT UNDERSTAND WHY THIS COMPANY STILL ON BUSINESS with all the complaints they have.

My loan was recently purchased and I am so frustrated. There are 3 methods to pay, by US Mail, by Western Union ACH which charges a fee of 9.95, or by signing up for automatic payments! What lender does not make it convenient for its customers to pay... SLS... that's who! I am not a fan of companies that charge customer when paying on their loan!!!

SLS is the worst run servicing company I've came across. They seem to never get all the paperwork and constantly ask for the same paperwork over and over. Their representatives are untrained and seem to read from the same script. They constantly lie about not receiving this or that. They even denied a sale I had for my house at full ask stating they only do short sales, another lie. I'm starting a Class Action Lawsuit against SLS. Contact me at ** if interested.

My mortgage was transferred from Bank of America to SLS in 2014. In August, 2015 I realized that my accounting was not the same as theirs and wrote them a letter showing my last few months payments. They sent a very convoluted set of payment sheets back to me which it took a while to decipher. Finally seeing they had not posted some of my payments, I spent several hours going through bank statements, from the first payment through current (at that time) and sent back to them on August 20, 2015. They sent responding correspondence saying they received my letter and would be back in touch. I never heard back from them and sent the same (having to make copies) back to them on November 19, 2015. Still no response.
Sent the same (again, making copies) on February 11, 2016. Still no response. According to my records I am one month ahead. Well, on May 11, 2016 I made my May payment online (15 day grace period) paying the Western Union fee of $9.95 in addition to my payment. When I went online to pay the June 1st payment I saw where the May payment had been "backed out" and it showed two payments due! I called the representative and she said it was because I was $10+ short on my payment! I have the print-out of my payment which is exactly what it should be! (I mailed my June payment via check because I will not pay another $9.95 fee.) Now they are showing I have a $59+ late fee from the May payment... which was neither late nor incorrect! This is the sorriest mortgage company I have ever dealt with. Their record keeping is abysmal!

Our mortgage was sold by Shore Mortgage in MI to SLS. The envelopes come with no more identification than a magazine subscription piece junk mail (i.e., bill enclosed, payment due). I tossed them like the countless pieces of vague junk mail that arrives every month. I finally opened an envelope to see we were two months behind on our newly transferred mortgage account. Full payment went out immediately. Despite that, multiple mailings, certified letters and actual hand delivered letters threatened us with foreclosure, even after our balance was zero. Who runs this organization? How are they allowed to continue in business and how can they be monitored to keep them from using scare tactics against honest homeowners?

Have all my banking statements. I call them and they tell me I've been behind 31 days every month for 4 years!!! This company is ripping people off big time. Look them up. This company should be shut down! There are over 1000 complaints filed against them. Is anyone paying attention?! They have an excuse for everything. The response they give per complaint is unacceptable and inaccurate and still the consumer affairs department accepts their reasoning. My previous loan servicer was suntrust mortgage co. In which in 8 years I've barely had to call them for anything.
Now, I've had SLS for 1-1/2 years and I've been on the phone, emails, letters & complaints 100 software times. I have been sent 9 different escrow analysis reports in 1 year! With 6 different mortgage amounts, on a set rate mortgage. What's the deal?! They paid my insurance twice then escrowed for the double amount and gave themselves a 2 month "cushion" amount & then had the nerve to say I was short in my escrow balance & charge me for the $700 shortage! Which is the amount they double paid! A scam, a scam, a scam. There is no nice way to say it.

Company not applying extra payment towards principal as directed. Service rep explained that the "Atlanta Payment Center" tends to "overlook" these requests. Instead applied payment towards future interest and principal. Rep said he would reapply these past payments correctly. I asked how this could be avoided in the future - unless I allow them access to my bank accounts as automatic payments it basically can't be avoided. I could of course send extra money to their home office in Colorado, but was told that money will most likely not be reflected on any statements I receive. This really sounds like fishy accounting practices to me! I'm researching with my mortgage broker how to get far away from this company.

My experience with SLS started 4 months ago. I received notice from my prior lender that my mortgage was purchased by SLS and that they would contact me shortly. I received a notice asking me to pay another company (Cenlar), and then pay SLS after. Confused, I reached out to try and pay my monthly payment. Be prepared to wait over a half hour to talk to someone. The SLS rep didn't know why I was asked to pay another company and I could not pay them as I did not have an account number yet. The woman on the phone said I had a 60-day grace period so not to worry about it. I received a notice from SLS with an account number and asking me to pay my monthly mortgage by a certain due date. The notice was dated after that due date. Within a week or two I started to get harassing phone calls from them.
Payment is not easy with this company. You cannot use a debit card. You essentially have to sign up for ACH or pay a $10 fee every month to Western Union for payment. You cannot sign up for ACH if you're within 4 days of the payment due date. You will need to have your routing and checking account number to make payment. I finally got the payment method taken care of (Western Union; ridiculous) and last week I receive an email stating that my insurance was insufficient for them. My insurance was fine with my last lender, and I had refinanced within a year providing that insurance as part of my loan. I'm unsure whether the notice is a mistake or something sneaky they are trying to do. This lender is not very trustworthy... I wish I could have stayed with my prior lender.

Just got a call from SLS. We purchased a second home for retirement last summer, and the loan was immediately transferred to SLS. We had some of the initial hassles mentioned by others, but the big glitch came last December when they mistakenly credited us for a double payment. We contacted them over a dozen times over a two week period when we discovered the error. We were always told they would get right on this and call us back the next day. No call. So we end up on the phone with supervisors who would voice concern that "Andy" didn't call us back. They assure us they will call us back, and they provide a "direct line" number to them. They never call back and when we call the direct line it is never answered.
Fast forward to today, the SLS caller informed me that they did an audit and discovered we were incorrectly credited with two payment in one month. I pointed out that we told them this repeatedly last year. I was told, well they had to do an audit. Then I'm told they will block the next automatic payment and they will draw an extra payment at the end of this month, unless I wanted to make up the payment error by giving credit card information so they can bill for it. I refused and said I will not respond to this until I receive something from them in writing explaining the situation. Bad, bad company. Should be investigated by the federal government, there are far too many complaints.

So, I've never been late on my mortgage payments and my loan was transferred to SLS. I received notification late and when I went to my old loan company United Mortgage they instructed me that it had been given to SLS. SLS has to be the most incompetent scheming company I've ever had to deal with in my lifetime. Every month to make a payment I have to go through giving route number, account number all over again through a Western Union payment option! The account is never updated and I never receive notification about my monthly payment alert like all the other banks and loan companies.
After reading all the mishaps with automatic payment I refuse to give these thieves any direct access to my personal banking!!! They got my insurance wrong - thank God I have a good insurance agency who has dealt with them before and were able to make sure that I wasn't robbed by SLS placing their own "insurance"! I really need to get my loan out of these people's hands!!!

Why does these people sound so "I don't know" attitude. I try to set up an account on-line and still "I don't have a account with you". Is anybody else having a issue with setting up with this company. I'm don't want my credit to get screwed up.

2014 we finalize our BK13 to stripped the second mortgage original green point mortgage now SLS. As soon as we're done on our BK13, they keep sending us bill after bills, so I complain to my attorney that they keep harassing us with the bills the loan has been stripped from bankruptcy. So I call my attorney to let him know what's going on. My attorney told us that they violating the bankruptcy law. So he contact them and talk to them. And the bills stop. One year and half later here we go again. They start sending bill again and threatening. I don't know what to do. Can I sue them for violating law.

I never write reviews, however, I feel duty bound to warn others about this company. If your loan has been assigned to SLS do not try to work with them; they will con you into thinking they are willing to modify your loan. Do whatever it takes to refinance immediately as SLS will destroy your credit. SLS will not apply your payments to the loan; instead they create a holding account. They will request voluminous amounts of information: SLS has its "system" set up so that any information you send in will "time out" and fall out of the its database. If you are going through the hell of dealing with SLS send all information in again no matter how many times you have done it before.
If you make the mistake of trying to get a modification through SLS, this unscrupulous company will quadruple your monthly payment and after you make the first payment they will file late payment reports against your credit which destroys any chance of refinancing through another mortgage lender. In effect, you are forced to do business with SLS. Even though we paid in full SLS continued to make negative filings against my husband's credit. His score went from 745 to 535 overnight. My loan was transferred to SLS. They said I didn't have insurance so they bought insurance and now want me to pay. My agent talked to them 3 times and sent material. No one there said they needed any additional information. Now they buy insurance at 5 times the cost of what I paid and want me to pay. I called and the lady hung up. I know they are screwing their customers by buying this so called insurance. I am sure they make a ton of money off it. Anyone else with the same problem?

My loan was transferred to SLS in February, and I immediately set up my automatic ACH payment. I received a notice in the mail confirming the account and routing information. Today, in the mail, I receive SIX notifications that my mortgage is past due and paperwork to complete for a foreclosure prevention program. I call and speak to a rep who says that because my February payment wasn't received, they CANCELLED MY ACH PAYMENTS. "I'm sorry", and why wasn't I called or emailed, rather than receiving SIX notices in the mail in one day? Because they don't use email she tells me and they didn't have a phone number for me, "Ok, here's my phone number". She tells me it will be used for an automated call to call and tell me I need to call them back because something is wrong with my loan.
"Can you explain that to me please. You have an automated phone call to tell me to call you???" Ok, let's move on, get the payment over with and be done with this. She asks if I can confirm my account and routing number. I said it's the one on file. She said it's deleted from the system. I said, "please repeat that, it's DELETED FROM YOUR SYSTEM? The account information I gave you to be able to SEND YOU MONEY, and it's removed from the system. Ok, here it is again..." and by the way, there's a $10 Western Union fee, which they so graciously waived. I've dealt with many loan servicing companies because of the various properties that I own and I am not happy with SLS. In December of 2016 SLS took over my mortgage. Also in December 2016 I lost my husband of 47 yrs. Then I got a payment notice my mortgage for March doubling my mortgage. I have been calling them ever since. I have never been treated so rudely in my life. I have explained to them my home is tax exempt because my husband was a disabled Vietnam vet who died of those disabilities. We are not required to pay property taxes. They refuse to admit their error. They even claim they called my tax office and claim they told them I pay taxes but said they were told the amt was 3 000 more than it would be.
If I did have to pay them, that was a total lie. I have sent them proofs. They tell me no way to turn this month's payment around. I have to pay it. Since my hubby's death, my income has been decreased by 3200. I cannot pay a double payment. I just don't know what to do. I need help but no idea what that would be. I need advice please. I can't lose my husband and my home we built together in the same yr. I hold on by a thread each day. I don't need this on top of my grief.

I am have some major issues with this company SLS Specialized Loan Servicing. Wells Fargo transferred my loan to them in December of 2015. Three years ago my loan was modified through NACA with an affordable monthly payment. It was increased by Wells Fargo in May or June of last year by $50.00 because they claimed the insurance was increased, but I was still able to make my payments, never missed a month in the last three and a half years. Now they transferred the loan to SLS and this company after three months increased my monthly payment to almost $350.00 more per month, claiming there is an escrow shortage. I am confused as to what escrow shortage that would cause my mortgage payment to increased so much when my taxes and insurance are included in the monthly payment.
Also my mortgage payment was increased less than a year ago for shortage. No one can explain to me where this shortage is coming from, they just keep saying my account came over from Wells Fargo with a shortage and that their company requires two months escrow at any given time. This still doesn't adds up for the amount of shortage they are calculating. I was transferred to a different department after trying to figured this out for over an hour with one of their agents. The next agent placed me on hold for at least 10 minutes then the call was disconnect. Something is seriously going on with this company and it's not fair to homeowners, especially when our mortgage is being paid on time. They are trying to make us pay more than we are supposed to, by increasing our payments and claiming escrow shortage. I want them to be investigated cause I can't afford an extra $350.00 every month.

My loan was transferred to them. I did not get any information from them how to set up the account. I called them (was on hold for more than one hour). They want to charge $9.95 for each payment. The auto payment option is not working - the website page is not found. They are running a scam. Also they did not pay my house insurance company. I had to send a separate check even though I am paying every month for it in my escrow account. By far the worst company and we as customers cannot do anything. I am not sure how they are allowed to get away with this crap and why loans are being transferred to them.

This servicing company is the most callous, incompetent, and negligent company I have ever had the displeasure of working with. They lose documentation, contrive requirements, will pawn you from department to department and then cite their self-imposed 30 day processing times. You will be convinced that this company exists for the sole purpose of wasting your time. Thankfully I only have to deal with them for a vacant lot loan, but if this were my primary residence they were servicing, I couldn't sleep at night. Shame on you SLS, you are a disgrace!

After waiting a month to hear a response from SLS about adding my Homeowners Insurance policy to my Escrow Account, I am now on the telephone waiting for the "main office". I have been on hold for almost 30 minutes. The two prior women who eventually picked up during this phone call were in the "wrong department to help" me. This type of NON-service makes my blood boil. They want you to just get tired of waiting & hang up. Also, their information about my policy, which I was able to hear in their "press-this-button-for-that" system tells me that my policy doesn't expire until Feb. 2017, but my insurance agent has already confirmed that this is incorrect. This is absolutely unacceptable. This company & its invisible workers are poster children for what is wrong in this country -- no pride in doing a job well done!

WE SHOULD ALL GET TOGETHER AND TAKE THESE THIEVES TO COURT!!! My loan was also sold from other banking thieves BB&T, which was just as bad as SLS. To spare you my whole experience with these thieves would take over a year of more lies, headaches, and sleepless nights. I wonder how they sleep at night. Oh yeah, thieves slink in the night. There is absolutely no working with these thieves (I can't even say people, because they are not human.). No one will ever step up and fix the mistakes they make, they are just shoved back onto us until the homes we have been paying on for 15 years are stolen from us. How do they get away with this crap!! We should have some rights as people against blood sucking, dishonest, leeches!!

I have a 2nd Mortgage with SPECIALIZED LOAN SERVICING, and I was paying the amount they sent me a statement for every month. Then I began to realize that they had set up the 2nd so that, even though you pay what is on the Monthly Statement every month... my Loan was never going down. They are very sneaky. So now I get some paperwork from them that says I have to pay off the Loan by such and such date which is a couple of months from now and this loan is not small. They never mentioned this to me before. I am a very Conscientious person, and I WOULD NOT RECOMMEND THIS COMPANY TO ANYBODY. Please be very cautious if you decide to use this company for a 2nd mortgage. I am making plans to pay mine off now because of their poor quality of disclosure and really letting people know what they are doing up front.

Nothing but problems with this company since I was transferred from Bank of America to Specialized Loan Servicing, LLC beginning of 2014. They didn't pay my Insurance. I was unaware until my Homeowners company called me. When I called, the representative insisted I was not paying insurance through escrow. Which has always been included since 1988. I requested a review 3 times. After that I was told I had a shortage of $839.00. Looking at my Jan. statement it shows I had $1326 in escrow. Talking to a representative is a waste.
Finally I received 2 copies of my rate modification which expired in December 2014. Not what I had asked for. I also saw that they had a $360.00 cushion that I requested an explanation and release of those funds. They never replied. Suddenly that amount no longer is showing on back of my statement. (I wonder where that went) I stopped trying to call because it is a nightmare of incompetence and transfers from one representative to another. Finally, I have not received my interest for my taxes for 2015. Today is Feb 4th. Why are they still in business?

I received a formal letter from SLS explaining their protocols. Although I am not happy with their response, I will live it. I consider this specific complaint resolved. The transfer of my account from ASC could have been much smoother, but it is, what it is and I look forward to a more palatable relationship with SLS.
I must tip my hat to one customer service rep at SLS that is professional in every sense of the word and went out of her way to provide me with pertinent information recently. On 6/13/16, I spoke to "Margaret" who was patient, understanding and most of all, knowledgeable. She made me feel like a customer.

My Wells Fargo Mortgage that was originally serviced through ASC was transferred to SLS in December of 2015. All I can say is what a complete nightmare. On hold for over 20 minutes trying to get any information and to add to the misery, the town taxes haven't been paid. I received a notice today that they are overdue. Not sure why I was transferred out of ASC but let me tell you, it's going to be a long, difficult road with SLS. No welcome letter, no assistance, zero customer service and when you finally get to talk to someone, they are completely incompetent. A nightmare doesn't even describe this outfit. I'm frazzled...

My mortgage loan was sold to SLS. Initially they were very helpful (for the first phone call). Since then, it's been a constant struggle. My escrow was increased and I have contacted them to get it adjusted and asked for a copy of the escrow analysis. I have never received it. When I try to make my payment with their Western Union Service, it won't allow me to pay the amount I need to... It's a higher amount (two months of house payment instead of one). I can never access their website, let alone make a payment on their site. Very unhappy with this company.

I spent hours on the phone with them, trying to get them to understand that my mortgage was sold to them and that they needed to process my payment. They returned THREE payments to me in different months because they couldn't figure out how to process them. So, so frustrated. And the punks they have working there are doing them no favors.

Made payment, received confirmation. Never delinquent. I called THEM because the payment had not posted in my bank account. Was told, "Your payment has posted and you are current. Probably a delay from the holidays". I received notification from my credit monitoring TODAY that I have been reported 30 days delinquent. I have both email and postal confirmation of payments. Filed credit dispute and CFPB complaint. They need to be thrown UNDER the jail! Thieves.

Have tried to submit loan modification since 2012. It is now 2016. Every time I call they tell me they are requesting more documents. By the time they receive extra documents they tell me time period has ended and I need to start over. House has gotten taken away from me and all they say is "we can't do anything". Sorry for anyone that has to deal with this company.

This is by far the worst company I have ever had to deal with. My loan got transferred to them from OneWest Bank in June 2014 and my HELOC in April of 2015. I have had nothing but problems with them from the get-go. I never got a welcome package from them... either time. If it wasn't for OneWest notifying us of the transfer I would have never known. My payment on the HELOC went up $356 a month. Before this I tried to refinance both loans into one but wasn't successful. We were unable to afford the payment on the second and we have been working on the modification since Nov. 1, 2015 and have gotten nothing but a runaround.
They denied my request due to us missing the PNL for my husband. NO ONE EVER told us... I kept getting told that everything was being worked on and that they would have a decision soon. I found out 25 days later that it was denied. Turns out they have my street address spelled wrong and said that I need to correct how they have it spelled. Um that's their responsibility, not mine. Everyone I spoke with there is so rude - Pam, Julie, Cesar, Tara... just rude. I demanded a supervisor and got Tara - rude and condescending. I told her that too and all she said was "ok I'll note that you said that about me!" Seriously? They have caused delays and added delinquencies due to their error. OneWest should never have sold my loan. This company is horrible!

I can't even begin to describe how bad I was treated by this company. From the representative eating over the phone while talking to me, to me being refused when I asked to speak to a supervisor. My advice to anyone who has had an issue with this company is to submit a complaint to the Consumer Financial Protection Bureau (CFPB) at http://www.consumerfinance.gov. They are a fairly new division of the government that monitors the practices of finance companies. They will contact the company on your behalf regarding your complaint. The company (SLS) is then required to respond to the complaint within 15 days and resolve the issue within 60 days. I have submitted my complaint and then got a formal letter from SLS stating they are working on the issue. All of the complaints submitted are then posted publicly on the CFPB website and stay on their records permanently. If enough of us complain, then our voice will be heard.

My loan was sold to sls by bank of america. I have been trying to modify the loan. They are the worst company to deal with. I send everything they say papers are missing. Its their back office not loading the documents. Now I have a sale date and they will take my house when they told me you have to be 1 year behind before we can modify. How do you catch up when that happens? They didn't help at all. They are very hard to deal with and the people you talk to are so rude. Don't ever believe there is help out there. There isn't. All I wanted was an affordable payment.

SLS cannot seem to get it right. I did not realize that Cash Call was going to sell my loan to SLS. I would not recommend them as a good loan servicing company. They do not apply funds, they suspend funds. They report negative activity to credit agencies when it is their fault. Stay away from them. You will be much happier. Shame on Cash Call.

I have been a homeowner and rental property owner for many years. SLS is by far the worst loan servicing company I have ever dealt with. It is almost impossible for them to apply a loan payment correctly. I have always paid additional principal prior to this loan being sold to SLS. SLS continues to either advance the loan due date or apply the additional principal to INTEREST. I have been talking to them for over fours months now and have sent several certified letters, each contact says they will make the correction but it never happens or they do part and not the entire correction.
I now realize that I can only send them exactly the amount of principal and interest due each month or they will steal the additional principal. Sucks for me because the sooner I can pay this loan off and get away from these jokers, the better. Thinking about refinancing not for a better rate but I can't take a chance on these guys doing something stupid that would put a ding on my credit. I am glad I don't have them pay taxes and insurance as I am sure they would mess that up. Totally unbelievable.

This company received my loan from Bank of America in December, 2013. Unfortunately, the transfer of documents and payment data did not transfer smoothly. I have spent a lengthy amount of time, on hold, on the phone, creating and reviewing documents, copying the documents and sending the documents to SLS REPEATEDLY, and they either say that they have not received the documents, or that they are in review. They are a payment behind in crediting my loan payoff. At this rate, my hours and hours of work to gather information to prove the accuracy of payments in order to correct the error is almost worth the loan payment itself.
This reminds me of the four years I spent with BoA, trying to obtain a loan modification during the Great Recession. In the old days, we used to call this "running the books" or "bookie stats" by playing a shell game to conceal the fact that this outfit is using our money to run their loan servicing. In the end, I had to file bankruptcy in order to obtain the modification. Now, SLS refuses to provide statements on my account, [which at least BoA did do], b/c of the modification! If anyone knows a way to obtain a different loan servicing agency, I would like to know how to go about obtaining another more legitimate agency... IF there is such a thing. In the meantime, I would NEVER refer anyone to engage with business dealings with SLS! They are a completely shady outfit!

My husband recently applied for home remodication loan with NACA and was referred to his home loan SLS to complete an application. He has given all information and constantly been given the runaround telling him they did not receive documents only to allow previous documents to expire. Calls not being returned so forms are allowed to expire. It has been six months since he first applied with no resolution. This process has been a nightmare. And each time he calls he speak to a different person and another items is always added that he didn't know was needed.

In Feb. 2015 I refinanced my home through Cash Call Mortgage Lender for $281,000. Subsequent to this, the note was purchased by Fannie Mae and servicing was initially provided by Impac Mortgage Note Servicing Division. The first payment was due 4/1/15 and Impac serviced the note through 6/30/15. For some unexplained reason when I reviewed my payment history online, $83,000 had been added to the principal. It is obvious that something was wrong as the note and all my docs clearly show the borrowed amount as $281,000; Even Impac Mortgage account history shows the initial $281,000 as well as the addition of the $83,000 about 2 weeks later.
I brought this to their attention and after many, many communications they said they resolved the issue and adjusted my account accordingly on 6/12/15. Their explanation was that somehow my note docs had been mixed up with another and caused the addition of the $83,000. About the same time they said the matter was resolved, they coincidentally transferred the servicing of my note to Specialized Note Servicing (SLS) which began on 7/1/15. In reviewing my account with the new note servicing company SLS, the $83,000 has been suspiciously attached to my account again. On top of all this, SLS now has my property confused as being in the wrong county and the wrong parcel number for my escrow account tax payments. On top of all this, SLS restructured my payments to coincide with the added $83,000.
So, instead of my payments having been made on time with the excess money going into my escrow account and paying down the principal, SLS is telling me I was actually delinquent in my payments. This all came to light after they did not apply an on-time payment I made that was almost $300 more than I am required to pay and tried to charge me a late fee (I have produced the bank documents to support my payment that was made on 10/2/15). SLS customer support told me they will look into it, but something is just not right. The same thing happened in November where my payment is not posting, even though my bank shows they accepted the electronic pay.
I am very disturbed by all of this and would like some help in finding a resolution. I can provide an account summary from SLS to show the current amounts they list that includes the addition of the $83,000 as well as the payment history from Impac Mortgage to show the suspicious addition and deletion of the $83,000. I am an outstanding citizen and take care of all of my debt on a regular basis, with an excellent credit score. It is ridiculous the way my account is being handled and that I have had to deal with this since May. The unresolved issues are forcing me to complain everywhere and have led me to find all of the same type of complaints online dating back years? Why is Fannie Mae involved with these guys? If anyone has a suit going in California, could you please advise me via ** and put SLS COMPLAINT in the Subject line. Thanks.

If you find yourself in the grasp of these scums, REFI. SO many unpleasant experiences with people who couldn't speak ENGLISH. Just re-fi'd with Quicken (recommended). SLS will be paid off THIS MONDAY. Spoke to a supervisor named "Felix" who was a jerk. They have now robo-called me at least a dozen times and sent 3 threatening snails after I am now late by ONE WEEK. ICK!!

I've have my mortgage service by BAC, Citi, Wachovia, Wells Fargo, etc, but recently my loan servicing was transferred to SLS. They are the worst of the bunch. Their website is horrible. I recently enrolled in their automated payment and the confirmation I got sounded like I've not paid my mortgage in time. The language in the confirmation letter was horrible.

Before I had this loan my loans were constantly being sold. And out of several banks this has to be the worst one of them all. Their online payment system is horrible. I emailed them to let them know that my insurance payment was due in 3 days and it hasn't been paid. Then I get a call from insurance company 5 days later saying I have no insurance because it wasn't paid. They changed the terms of how much insurance I need on the house. Didn't tell me sent me to collection. I call insurance company, they said "no problem we can fix that." So it took 1 call why would it go to collections. This company offers no services of any sort unless you're trying to unload your debt. I would not recommend this company to anyone and Fannie Mae should really think twice about allowing them to service their mortgages.

SLS has no intention of resolving your problem and they have no intention of finding your money. Document, document, document. Notify every federal agency under the sun and file a complaint. Write your Congressperson. Retain an attorney if you have to. And re-finance as fast as you can.

Mortgage was sold to SLS from Bank of America (not by choice). I do not receive monthly notices, although I have called several times requesting one. All payments have been made; I received a six month printout from Bank of America showing payments. Have called several times asking payoff and cannot for some reason be given an amount. Said someone would call back with info and no one has either time. Was transferred at least 4 times to different depts and still no help. Said they cannot give amount on phone, I will have to send request in writing although the last time I was on the phone with my lawyer as well (three way conference call).
Since then, have called NUMEROUS times and have not gotten an answer yet! They could not even tell me how much my monthly payment is supposed to be!!! REALLY!!! Now I receive an info packet telling me I need help paying my bill (which I do NOT), and talking foreclosure nonsense and offering a loan modification... This company is a BIG JOKE! Re-fi is what I'm now counting on since I cannot count on a large company!!! Will be so glad to end this nightmare!

My mortgage was transferred from CMC to SLS and now I have been called to tell me my payment is overdue. As I spoke to the female representative, who sounded young, spoke too fast and was semi-rude, (and did I hear her talking to children in the background?) I went to my bank online where it showed the payment had been sent on 10/1 and the previous payment in Sept had also been paid. Sept was the first month. I was an SLS customer. The representative wanted me to pay over the phone but would kindly waive the $9.95 Western Union Fee. I got her to slow down, stop and called back to have another rep say, "Oh you paid by 'bill pay'?" Bill Pay? She would make a note of it. Hoping I can find another company to take my mortgage. I don't trust this one to pay my home owner's insurance and taxes from the equity.

I've been in my house for 15 years, was never late with payments until I got with this company. My loan was sold to this company in December 2014, since then I've been having problems. I get this statement saying that I owed $2000 in late fees or my house will go into foreclosure!! I was told that payments weren't received (which I had bank statements to prove that they were paid but instead this company said that they were not.) I offered to make partial payment but they wouldn't allow me to make payments which went on for 4 months. So now the bill went up to $6000. In order to keep my house I'm having to pay a repayment plan of $1121. This is ridiculous!!! We went 3 months trying to get paperwork in and every time I faxed things I would have to call to make sure if they would have it. They would say that they didn't get it and this went on for weeks.

I had a credit account with Morgan Stanley based upon my investments, not a mortgage. Morgan Stanley sold my account to SLS. I use this account strictly to pay my kids' college tuition. When SLS took over the account, it became linked to my home which was free and clear. I immediately received a letter stating the account was frozen. I had already written a tuition check to my son’s college. I called immediately to find out why the frozen account. I was told that SLS had been receiving many calls from people like me whose accounts had been frozen by mistake that letters were sent out by accident and that my account was OK and the check to my son’s college would be honored. It was honored.
My daughter enrolled in grad school in San Francisco. I wrote a check and found out that it bounced and incurred a $75 bad check charge. Again I called and found that the account was frozen. My payment history is 100% spotless with SLS. I asked to speak to a customer service rep and all were in a meeting and one would return my call. Six days later I finally get a call back and explain the situation. The rep said he would open an inquiry to my account and it would take a couple of weeks. The weeks turned into one and a half months.
Called back and the customer rep was not available. I was told that a decision was scheduled to be made the next day and to call back. No decision was available the next day and the customer rep was again not available. I decided to pay off my loan because I did not want to give money to such a worthless company. My advice to anyone is that obtaining money from a loan shark would be preferable than doing business with SLS.

First they sent me no information after my account was transferred to them for servicing purposes. I had to call and request information after receiving a notice from my previous servicing company. When they finally sent me information it was not about how to get set up on their website to make payments or anything regarding my loan. The purpose of the letter they sent me was to tell me that unless I mailed the letter back to them there would be no restrictions on who they shared my information with. Since they did not send a return envelope for me to mail the letter back to them it cost me the price of postage to prohibit them from selling and sharing my personal information with whomever they choose. This company has very poor communication and business practices. I am very unhappy with my mortgage company for doing business with SLS.

I had the exact same experience as others. My loan was on auto draft when it was sold to SLS and I was never notified. By the time I realized they owned the loan, they had already posted a negative mark on my credit. I am now unable to purchase a home because of this. I would be willing to join a class action suit against them.

I have had the worst time with this company. They do not value their customers and instead put them off in hopes they can make some money on the excess time by not answering questions, not reading correspondence properly and keeping up the postponement on actions they should be taking. I suggest everyone, I have read a lot of others have the same complaints, put in your complaints to CFPB - the federal company that handles these problems. You can access C.F.P.B. by putting it in Yahoo, or any other search engine. Won't any federal agency take a look at the farce in customer service this company is serving up to its customers?? It is not easy to change mortgage companies, so they have a "prisoner" customer base-people unable to change without a loss in time and money.

SLS, who would not take anything less than the full amount of the E*TRADE balloon payment due in February, called the week to ask if I could offer a settlement! It took the threat of having the loan dribbled out over 5 years to get them to take $16,000 (which is coming from a lump-sum settlement of my pension account with a former employer) right away.
After 7 months of HARP application runaround - all the horror stories about constant re-sending of the same "we never got them" documents are true - they'll take $16k of an original $23,400 balloon run up to $24,500 by late fees and interest. How can you be late if you offer to pay monthly interest plus $50 until a better solution arises and their attitude is "no partial payments, only the full amount is acceptable"? Hopefully this nightmare is near an end.

I have been switched to this company when my loan was sold in May. Ever since they got my account, I keep getting inaccurate statements monthly, stating that I don't have the proper insurance, which I do have and have verified with them several times already, but it doesn't seem to matter. Each month, I have to take the time to call and speak with a representative, they have to review the file, which takes about ten minutes, then comes back on the phone and tells me there is a zero balance, and that it's their fault. That doesn't matter what they SAY! I want to have a zero balance on the statement reinsurance that I don't need from them. They are trying to charge me an additional $1800!
Now I just called, and spoke with someone (Elizabeth) and she again verified it's a zero balance due. I asked that I could have that in writing, but she says they don't do e-mails... Well, how can I get this situation finally resolved? Now, it seems they are even charging me a late fee collection on the Lender Placed Insurance Advance of $4.49! How ridiculous and time wasting of a service provider they seem to be! Maybe sending this, they will correct my account and give me something in writing that it is a zero balance!

Ten thousand dollars were misdirected by me to a closed account at SLS. Almost one month later my funds have not been returned, despite many telephone calls and many promises. And, they refuse to let me speak to someone in the "cash" department who I'm told are in the "process" of returning the funds. Beware of this company. They are at best incompetent; at worst dishonest.

This company by far has exhibited the worst customer service of any organization I have ever dealt. The number of horrible experiences I have had with this company are countless but to summarize I will say this: A member of management is never available to talk to you. Don't trouble yourself in leaving contact information. They will not call you back.
The escrow department is for all practical purposes non-existent. I am confident they outsource this function as you are never allowed to speak directly to anyone that can speak to your escrow. All communication must be submitted in writing. Your response will also be submitted by mail, and in most cases does not contain the explanation you requested. The customer escalation department is not knowledgeable or helpful.
It is evident from the average rating for this company that they simply DO NOT CARE about their customers. They are getting paid and profit is all they care about. Do not for one moment be deceived by the "customer first" attitude when approaching this company. The best thing you can do is refinance the loan with A REPUTABLE COMPANY SOON RATHER THAN LATER.

Wasn't my choice to go with SLS. My mortgage was sold. What a group of incompetent customer service representatives. Passing the buck. "Escrow Dept error..." Even have a dept that is called executive services, yet they don't answer other dept questions. If you have a choice, DON'T choose SLS. Horrific!

This hack job company bought my town home loan when I started to rent it out due to moving to my new house. Months later, I received a check in the mail from them stating that they "miscalculated" my escrow payments and I had a surplus. No explanation was given, so I just figured my taxes had gone down. I just found out that my taxes did not go down, but they had stopped paying my homeowners insurance out of the escrow account, which had been done in the previous loan... I found this out due to the insurance cancellation notice I just received from my insurance company.
I looked online at my mortgage statement and the escrow account still has my insurance carrier listed. I called and the woman on the phone, who was super nice, said that they are not responsible for the insurance. Really? No manager was available either. To top it off this company offers an "online" payment system that requires you to go through a courier like Western Union. I'm paying a mortgage, not sending bond money! I seriously think this company is run by crackheads.

About three years ago my wife was trying to get a loan modification through the HARP. Every time she would get close to finish it the person she was working with would move, quit, transfer, promoted or something and she would have to start all over with someone new. This happen at 4 times I know of. Then the worst thing happen. My wife pass away.
So I started trying to talk to them SLS. They refuses to talk to me because I was not on the NOTE. I am on the Deed, Mortgage, and Deed of Trust, but they would not talk to me. Then I find out they are trying to foreclose on the loan. I was force to take fast action so I filed bankruptcy. The mortgage and SLS was listed. Dec 24, 2014 the bankruptcy was discharged. Great, over and done with. Not yet. Now they are doing a nonjudicial foreclosure sale. Being disable and a vet, now they are going to make another HOMELESS VET. On OCT. 20, 2015 they are selling my home. I have offer them what I can pay - amount from my military retirement. Still will not talk to me. Does anyone know any Congressmen or Senators? Please forward this to them.

On July 1, 2015 SLS purchased my mortgage loan from Impac Mortgage. I paid July mortgage with autodraft. But, Specialized Loan Servicing claimed they never received, and kept sending me delinquency notices and incorrect statement. I called multiple times, spoke to various customer services, and it seems each time I call, a new "ticket" was opened and my case went unresolved. After 3 1/2 years of always being on time with my mortgage payment, I am upset and scared that my credit will be negatively affected, and my loan and interests and late fees pile up, not because of my fault but due to their negligence and scam. I wouldn't call it negligence actually. It's more like intentionally taking my money so that they can screw me over. I am upset but not surprised to see so many other consumers up here in the same situation as me. See below for detailed documentation of my case.
If they don't resolve my matter by today at noon I will need to take legal actions. Anyone in similar situation please contact me to help and give advice on how to get the law on our side. PLEASE HELP. On 7/1/15 Impac Mortgage auto drafted my monthly mortgage payment in error. I called within few business days, and was advised that Impac Mortgage had already sent my July Mortgage payment to SLS. I made a HUGE MISTAKE believing that my July payment is paid fair and square, and all I needed to do was wait for SLS letter of instruction to pay for August. Did not receive any letter from SLS until mid-July with the new loan account number. I was shocked to see that I still have outstanding balance of my July dues.
I called old loan company up, Impac Mortgage, to ask what happened to my money they took on 7/1/15. Impac Mortgage advised me, that MY JULY PAYMENT WAS WIRED TO SLS on 7/10/15, and for me to call SLS up to ask where the money went. I called SLS to inquire about my missing payment. Customer Service told me that according to the law, whenever there is a change in mortgage companies / loan servicing they have up to 60 days to transfer and apply mortgage payment and I will not be charged a late fee within that period. They said that my July payment to the old company, if claimed was transferred to them on 7/10/15, will soon be applied to my account.
I proceeded to making my August payment right away by sending electronic check, which they received on 7/28. At end of July I made another call to SLS to ask where my money went, and was assured once again they were in the process of applying payment, and keep in mind they have 60 days to do so and don't worry nothing will happen to my account. (???) During those times I was worried and made many calls to my bank, to old loan company, to SLS. On 8/20 I received delinquency notice and calls from SLS saying my July is past due. Really?? I was furious. After almost two months, my money is still missing and they have not applied and claimed they have not received. SLS told me they will not do any research on my payment. That I need to send them a request to research with the cash department, and need to send in a bank statement for proof that I paid 7/1/15 mortgage to the old company.
On 8/21/15 I faxed to SLS my bank statement to prove the auto draft amount, along with a clear DETAILED LETTER OF EXPLANATION, with a fax confirmation to make sure they have received. I received a call to inform me they will need 4-5 business days to resolve. On 8/26/15 morning, I called SLS to inquire about my case. Customer service once again "open up a new ticket to research", and promise to call me back by end of day the latest. On 8/27/15 afternoon/evening, (I gave more than one day) I called SLS to ask about my case. Guess what, another customer service said to me that he will "open up a new ticket to research" and promises to have someone call me back the next day.
At this point, I became angry, because can you imagine how much time and how many call I have made to company to tell them the same thing over and over again just so they can over and over again open up tickets and do nothing?? LIES after Lies after lies. I do not have money lying around in my bank. I do not have unlimited time and energy and emotion to stress over this loan. I cannot afford to have my credit screwed up and my whole month of mortgage payment go missing and stolen from me by them. I will not give up. My personal bank told me that in America, there is always a money trails, if people do business legally. So, I will have to work hard on demanding the money trails to get proof and demand payment application on to my loan.
Today 8/28/15 I called the old mortgage company (Impac Mortgage) up and asked for the wire transfer detail of when they claimed they transferred my money to SLS. Impac refused to give details of the transfer because it included other borrower's info. Which I understand. So, they gave me the date of the wire transfer, which was actually 7/9/15. They gave me total amount that included other borrowers. They said to call SLS cash department up, and give them those numbers and hopefully it will help with the research. Sounds like a lot of more work ahead. But, I'll take what I can get in hope of getting my case settled. I refuse to let this SLS THIEF and CROOK to steal my money and screw up my credit.
For those of you out there in similar situation as me, I feel you stress and pain. Good luck on your fight. Let's hope they do not screw up our credit. For those of you who shared your concern and warning about this company, thank you for sharing. After making sure I get my money back and applied to loan account, I will now have to be extra careful when sending in monthly mortgage payment to this company in case they CLAIM they have not received and it goes missing. In the mean time I will also look for another company to refinance.

Our loan on our vacation home was transferred to SLS by Northway Bank in NH. My husband and I have an excellent credit rating and I have never been delinquent on a mortgage payment. My mortgage payments are made through my bank's automatic bill pay system. I set the payments up at the beginning of the month for the following month. When the loan was first transferred to SLS, I was receiving phone calls from SLS sometimes two to three times a day, indicating it was urgent and I must call them. I pay this particular bill routinely within the 15 day grace period as permitted by law. The phone calls would start on the 1st of the month, and on occasion the last day of the month. It got so bad, that they now have agreed to take my phone number out of the system because they can't control themselves.
I received a Notice of Delinquency on my payment on August 17th, my payment had been made on the 14th. How do I know that? The September bill indicated that it was paid on the 14th, and there was no late charge on that bill. In addition my bill pay indicated it was transmitted electronically on the 13th. I called them, explained to them that "you can't send out false notices;" their answer was "you paid on a Friday so the notice went out automatically." I am sending the paperwork to the AG, maybe if enough people complain they will be fined and these unfair practices will be stopped.

I was one of those consumers who believed the ** my mortgage broker was claiming. We signed a purchased money second loan originally with Countrywide to avoid property mortgage insurance. The loan transferred to BAC. I fought hard with BAC to modify both the first and second. BAC modified the first and told me the second was in for modification. When I received the welcome letter from E-Trade, I immediately called BAC. They informed me it was a scam letter, my loan was in for modification, and to shred it.
I trusted them because they modified the first. Well, SLS has been servicing it since 12/2011. They've refused to discuss any terms because we were in a five-year Chapter 13 bankruptcy. They wanted a lump sum buyout. Now that we're discharged they offered a VERBAL structured settlement at zero percent interest. They capitalized over $40,000 of interest onto the original loan amount, too. They've refused our request for a QWR and a forensic audit of our file. I'm done with this company. If ANYONE IS INTERESTED IN a class action suit, I'm ready, willing, and able.

My loan was on auto draft and when they took it over I was not notified. I only found out after I was reported to the credit agencies. I have no problem catching up on payments but they are so rude and dignified. I think a class action lawsuit should be started to stop this company from damaging more peoples credit. It's rough enough to make payment on an equity line that is worth more than your house.

SLS took over our Indy Mac mortgage loan over 1 year ago. Never have been late with a Mortgage payment with SLS or Indy Mac in over 15 years. This month I get a Deliquent Notice from SLS, stating my monthly payment was not received. Made out our check and mailed on 7-2-2015. On 7-17-2015 they say payment was not received and charged a $100 late fee.
It is also time for us to re-finance our home with a new Mortgage company. That will happen in the next 1-2 months.

I called SLS about an abandoned property they service the loan for. The house which I live next door to has become so dilapidated that there are holes in the exterior walls, doors missing, animals have taken up shelter and wasps have built several nests in and around the home. I explained this to Matthew **, he said he could not confirm or deny the fact that they service the home. I told them that I am allergic to wasps and am fearing for my life to leave my house because the problem has gotten so bad. He said he would research if they serviced the loan. He said he would not be getting back to me to tell me if anything would be done. I explained that if they didn't service it I at least needed that much info but he again refused. Do they want people to die or homes to fall to rubble or worse why won't they care for the property or take responsibility for it?

Got my 2nd mortgage transferred from BoA to SLS 5 months ago. So this guy from SLS calls me today and tells me although I never missed a payment I am qualified for 0.1% rate from now on because I am a good customer. I ask him what government program is it, HARP or else. He says "no, just trying to be nice and make good for you." I am suspicious and tell him that this phone call is being recorded and "please send me paperwork so my attorney can look at it" (I own 4 more properties and use 1 real estate attorney). As soon as he hears it's being recorded, he tells me he have to do more research and will get back to me. Sounds like scam. Will contact my state DA office next.

SLS assumed my HELCO from GMAC in Oct 2009. Now I'd like to refinance my primary mortgage and am not able to because GMAC/SLS apparently never recorded this loan with the county I live in. I've spent at least 1 hour per week for the last three weeks trying to get some sort of resolution. Apparently the "old" documents are held in some storage facility just across the street from BFE. I've gotten nothing but run around and mostly lies and at this point I have no hope of them finding the correct documents and recording lien correctly. Does anyone know what governing body this place reports to?

My account was from BOA and was sold. Called Specialized Loan Servicing, was transferred over and over. Made payment for some reason my account is still behind. Was out of work, mailed my payment to them cashier's check May. Also sent Western Union transfer in June. They accepted the transfer but was unable to return or apply the cashier's check. Everyone stated they sent it back. Have not received it yet. Now it has been 2 months, no one is able to find the check but when I call they continue to raise the amount I owe. Someone please help me find a solution.

I recently received money 12/2014 from the Hardiest Hit Fund and the loan was brought current. I made all payments on time from then to 07/14/2015. I went to make a payment on that day and I was told that a payment has not been made since May 2011, and that I owed $79.000. I was hysterical because I have proof that all payments have been made on time. I spoke with (Kelly - **). She said she was a customer service supervisor and she did not have a manager, or supervisor.
I wanted to know what happened to my loan to again all of a sudden become delinquent when all payments have been made on time, and she told me to call back in 5 days because my account was in maintenance. I asked her what that meant? She told me that she knew nothing else and hung up the phone in my face. I called 48 hours later, spoke with customer service supervisor and he told me that he was going to send a ticket to have the hardest hit funds reapplied and that should make my account current and it should take 48 hours, and call back at that time.

This company took over my mortgage from B of A. After Bank of America told me to fall delinquent if I wanted to be approved for a modification (advice that would later cost me my home). My payment kept going up, my interest rate did as well. SLS was horrible from day 1. Non answered phone calls, lack of correspondence to confirm docs I mailed. Constant denial of receipt of docs I sent. I soon realized although I understood the real estate game thoroughly... I was caught in a predatory web, one I could not get out of without giving up my house. I paid attorneys to work up a mod for me, SLS made it extremely difficult. Ultimately the bank (Bank of New York Mellon NA) started foreclosure, and I'll hopefully short sell my house of 15 years with no equity just to be rid of this nightmare.
