    SLS keeps buying my mortgage, and every time they buy it, I refinance to get away from them. The company is horrible. Their customer service is non-existent, they constantly screw up the most basic tasks and they never, ever have the loan information right. And if you need to change it, it's usually impossible on the website but that won't stop their auto attendant from telling you go to the website instead of calling when you inevitably give up trying to accomplish anything on the website and call them. Oh and your hold time will be 110+ minutes, and they have no option for callback or chat, because, and this is the important part about SLS, they don't care about you. You can find out everything you need to know about how bad SLS is by looking at the ratings here, and the fact that they haven't even bothered to claim their profile. Why? Cause they don't care.

    If I could have given 0 stars I would have. Our mortgage was sold to this company. After two years they required flood insurance in an area where it's not federally required. We obtained said insurance, effective the date of our receiving notice. They then charged us for time already passed..charging the same amount for 1 month of coverage, that we paid for a year. We paid off the mortgage to avoid ever dealing with them again. They added fees beyond the pay off amount. They were rude, heartless and difficult to deal with. I will add an addendum to any future mortgage, that it not be sold to SLS, Wells Fargo or any subsidiary of Wells Fargo.

    (A shorter letter was submitted to the BBB.) My parents had a home equity loan that was paid off in February 2020; the $0 balance loan was sold to SLS and we've been receiving bills ever since. I mistakenly assumed that a loan with no balance would have been closed out? My parents have both since passed and I was still receiving letters threatening collection action. I called SLS to explain they were billing us insurance for a $0 balance loan. They could not speak with me because I was not on the loan paperwork; I was told to submit documents. On 9/27/21, via USPS, I sent them the documents they requested (Death certificates, Small Estate Affidavit, certified copy of my parents Will and property deed).

    On 11/1/21, I called about the status; they said that they showed no documents on file. I was told to now email the docs, which I promptly did. I should receive a callback once the paperwork had been reviewed. I allowed them a few days to go over said docs and called again on 11/10/21. Again, I was told they showed no documents on file. The Rep was very helpful and apologetic and unable to contact a Supervisor but she would "escalate the situation." Again, I should receive a call within 24-48 hours.

    On 11/15/21, I called and AGAIN no paperwork on file. The Rep spoke with a Supervisor and I was given an email address I assume was not really to be shared with customers. While on the phone, I emailed the documents TWICE and along with a third TEST email; I received a response that emails went through. (Yay me!) Rep: "I should hear something back today..." Having heard nothing, my 11/18/21 call ended with a Rep unable to contact a Supervisor but another promise to hear something that day...

    My first 11/19/21 call, I was hung up on. My second call, I was put on hold off and on for several minutes. The Rep came back on stating she didn't see my name in the Will; I had to give her the page and exact paragraph number. What's funny (well, not really) is that the NOTARIZED SEA I submitted has my name as the Executor/Trustee all over the place. Finally, I can close this ... noooope! Now, they need a letter MAILED with copy of my driver's license to close the account; this shall be sent Certified and hope I to be done. I don't have confidence this will be the end.

    We have gone through an unprecedented family tragedy house fire. The house has no mortgage and we never heard of this group. This group out of nowhere says they are now the lien holders of the house. How in God’s name can a group from nowhere with terrible reviews do such a crime against humanity. Praying our probate attorney brings justice to this unlawful group.

    We are trying to get out of forbearance with SLS caused by Covid. We have tried for over 6 months with their coaching and this experience has defined the word "INSANITY". No one calls you back, No knows what needs to be done. No one knows what needs to be in the document package. We never talked to the person that was supposedly our contact. "They are busy" so you get someone new every time.

    Here is the kicker. They are not suppose to report late payments or any infraction while in forbearance. We paid more than our mortgage every month yet we were hit with 3 late payments. It is impossible for this to happen but we are dealing with SLS!!! Now we have to fight them over these credit rating hits as we are trying to escape their Mortgage System. Can you say insanity? And to end this, we paid off the forbearance in an attempt to escape them. No such luck. This company should be investigate by the Federal Exchange Commission or other governing body and be liquidated. Thanks for your time and good luck. You are going to need it.

    If you have a choice, run in another direction! Delay in updating info, lost payments, erroneous "collection" calls. Reps & supervisors have no decision making ability. Follow up call promises do not occur.

    If at all possible never, never obtain a mortgage or HELOC loan from this sham of a company. Terrible customer service. Next to impossible to get an answer. Absolutely the worst and least helpful company I have ever dealt with. There are dozens of reputable companies out there. Run, don't walk away from this one.

    This company is TERRIBLE!!!!! I would NOT even give this SLS ONE star!! If you are thinking of using this company for your financial needs, DON'T!!! Run as fast and as far as you can from SLS!!!! Here is my horror story: I have been with SLS since Jan. 1, 2021 when my State Farm home equity loan account was sold to SLS. My account debt with SLS was PAID in FULL to a ZERO balance in Jan. 2021 but, these people could not get their accounting correct for some reason for months. SLS started sending me letters of threat for non payment, with threats of turning me over to collection and strikes against my credit score. I made many multiple phone calls to get it all straighten out but, talking to these totally inept so-called customer support reps was a complete joke and a waste of time!!!

    Communication is a absolute nightmare with this company!!! You can never talk to the same person twice. Finally I had to write a letter and mail it to the office in Greenwood Village CO about what was THEIR screw up. Weeks later I get a poor-excuse of a letter stating they got their screw up fix and all is well. Let me tell you, from all the phone calls, emails and the letters I have had to do, to get SLS to fix their mistake, "all is NOT well".

    I have had it with this lousy company and I have only dealt with them since the first of the year!! So today (7/20/2021) I called SLS to terminate my account with them. To get this done I now have to jump thru more hoops with sending more emails and pay these jokers $75 dollars!! Yes! That's right. I have to pay them money to get the privileged of Not doing business with SLS!!! So for those of you that might read this review, I suggest to you my friends, DO NOT do business with SLS and if you currently have an account with them, find another lender that is local and get them to take over your account. Specialized Loan Servicing is NOT a company you want to deal with! Period!!

    BofA sold my home equity line of credit to SLS. Ever since day one, the right hand has never known what the left is doing regarding payments. My most recent experience, 1July21, my regular monthly payment was returned in full even though there is an outstanding balance due. When I called to inquire as to why the payment was returned, the young lady on the phone saw where payments had been received and credited to my account but that my account was flagged as being past due. She did see where the payment was received but why it was returned she didn’t know, but my account had been placed in past due status because obviously the returned payment was credited to my account as it regularly should have been. While trying to exercise the best patience I could muster trying to help her get to the bottom of it, she finally got as frustrated and disgusted as I was and just simply hung up on me. This outfit is THE most incompetent loan service provider I have EVER dealt with in 30 years!

    Wow! Lots of the reviews are spot on in regards to how this company handles its business and clients. Here's our nightmare. We thought we had paid off one of our properties, to find out 2 months later that they applied the money to the wrong account. We actually found out because we received a statement showing us late on a mortgage that we thought was paid off. Still getting the run around after 3 weeks. How can a company this incompetent still be in business? They have been less to no help in the many times I have called to resolve this matter; there is some excuse about how we need to send in proof; and when you send it they never receive it, how convenient.

    SLS is the worst Mortgage Company I've ever dealt with. They take your payments and post it then put it has a negative on your statement. Which then shows no payments received. Then you call them and rep. states was computer problem. Which is crap. They steal your payments. Then you receive the monthly statement showing you're thousands of dollars behind which you know you're not. And before you know it a statement will come out showing over one year behind. You call them and are told that you're behind but you've only been with them just a little over one year. The government needs to close this company down for good. They are steal everyone's money from us blind. I would never refer SLS to my worst enemy because that's how bad SLS is.

    They almost put into foreclosure by overcharging me $4k in escrow charges (after forcing me to pay a year in back taxes and escrow taxes going forward). The Better Bus Bureau caught them & they refunded.

    I had been using the website and paying my mortgage online. I had only a few payment left to make and my mortgage would be paid off. They disabled my login - so I could no longer make payments or look at the account balance. My last payment was supposed to be only a few hundred dollars but I get a bill for the full amount. I call them and they tell me to pay another amount, which I do. I was then paid off, but on Dec 1st I get another bill for the same full amount. I call and they say I am all paid off - don't worry about it. Then they ding my credit report !!!!!!

    Why did they report me to the credit bureau for being 30 days late both November and December? My loan was already paid off. Then they send me a whole stack of payment coupons for 2021! Trying to reach them by phone is HORRIBLE, by mail - IMPOSSIBLE. It is now 5 months later and they still have not sent me the information I requested. This is criminal behavior - affecting my credit report like this.

    Specialized Loan Servicing continued to draft my mortgage after my home loan was paid off. I called to complain and wanted my funds back. No satisfaction, talked to a front line employee who couldn't explain to me why that happen and told me it would be a month before I would receive a refund. I asked to speak with someone who could possibly help me with my refund, told me if would be 48 hours before a supervisor would get in touch with me. 10 days later no one has been in contact with me about my situation.

    SLS took over servicing my mortgage loan three years ago. Escrow payments are included in my monthly payment, and SLS, as the loan servicer, is required to pay insurance premiums. SLS is now a perfect three-for-three in failing to make this payment and causing the policy to lapse. Last year I had to spend two full days on the telephone with customer service agents at SLS and the insurance company (American Modern, which is equally inept) to get this problem fixed. I now am getting a new insurance company, and if could choose who services my loan, SLS also would be history.

    Called Specialized Loan Servicing to get some answers to why a 30 late notice and another month had a negative mark on my credit report. I was told to mail in a dispute for that. One of their customer service people gave me the address to send it to which she was very nice. Sent the information which took me 2 hours to compile which had my bank statements for a year showing my payments along with a letter why I was disputing the inaccurate information. A week later I get a letter stating I sent the information to the wrong address. I sent it certified mail because I didn't want to hear they never received it.

    Instead of wasting time and mailing a letter to me they couldn't send or fax or email the information to the correct department? Just poor customer service to me. This will now delay them looking into this for another two weeks. As soon as this is cleared up I will be refinancing with my local credit union which I have had great experience with in the past. Stay away from this company. They will not post your payments correctly and make you prove their mistakes.

    This company is terrible to get in contact with. Their agents are rude, unprofessional and impatient and never return any calls. I don't have a deferment agreement with SLS. SLS is showing deferred principal ($***.96) and deferred interest ($****.95) on my statement. SLS should NOT be showing anything in the deferral portion of the payoff demand! SLS tagged the forbearance dollars onto the principal balance, rather than set aside in a FORBEARANCE agreement to be paid in 90 days.

    This company is either spectacularly incompetent or spectacularly crooked. My mortgage was transferred to them at the beginning of the year and - in less than 12 months - they have managed to screw it up 3 times, including AFTER a trip to court and an attempted foreclosure. Their agents are either crooks or liars. I have been repeatedly given the wrong information, to then have the company turn around and claim that I am in default when I have PROOF that I am not in default. After the attempted foreclosure (which the court dismissed) they told my attorney that I was current on all payments. I have made payments by phone every month and, every month, I ask the agent to tell me what they are showing as the amount owed for that month's payment.

    Every month, I ask the agent to tell me if I am showing as current on my account. Every month, I have been told I am. Now, in NOVEMBER, I suddenly receive a statement showing me a month in arrears, and I have an agent telling me that the payment I made in June was insufficient, and I am in default. These people are crooks, they are liars, they are monumentally deceptive. I simply cannot emphasize how dishonest they are. If your mortgage is with them, run as far away from them as you can get, as fast as you can. If you are considering shifting your mortgage to them, DON'T. You will live to regret it.

    Company transferred from ASC To SLS, After 3 yrs in they started telling me I was missing a payment! Sent 5 yrs of payment receipts and they couldn’t find missing payment!! To satisfy them, I made a extra payment. Now they want $1800.00 in late fees for which they don’t even know when I missed payment. Total THIEVERY!! Also after making extra payment my new balance didn’t include late fee. Every rep will give a different answer. STAY AWAY.

    My mortgage was recently transferred to CMC funding and SLS. After trying to set up recurring payments online, I have been trying to reach someone at this company by phone, online chat and email but was disconnected each time after being told that no one is available to respond. This is the second time that my loan has been transferred, but the previous change was extremely easy. I simply do not understand why this company makes it so complicated, all I am trying to do is set up recurring payments and you would think that the company would want to make this easy to ensure that the loan is paid in a timely manner. Unless their goal is to maximize late fees. If your core business is buying up loans, this process should be made easy to ensure timely collections.

    Wow this is the worst company I've ever dealt with. In short I will list the issues.

    1. Their web site sucks.
    2. If you make a payment in advance, they hold on to it for several weeks before processing it (Unallocated funds).
    3. The payment they sent to my insurance company (at the end of year 1) out of the impound account "bounced". The insurance company then had to bill me directly. I took months and several phone calls to straighten out. Even then they did not reimburse me. They just kept the money in the impound account.

    4. I refinanced after that just to get rid of them. They immediately lock you out of your account details (ie impound account balances and tax info). Still waiting to get my money back.

    I refinanced with another company and it closed on 6/26. CMC's automated system says the payment was received 6/29. It is now 8/13, and after 10 phone calls, I still haven't gotten the refund for my prepaid July mortgage payment (not realizing the refi closing would happen so quickly), and escrow. They owe me $3,920. Paid off my mortgage to CMC with a refinance to another company on 6/29/20. Before the closing, I paid my July mortgage to CMC on thinking the refi would take weeks, and I didn't want to be late. CMCs phone system indicates they received and applied pay off payment on 6/29/20 before the July mortgage was due. They verbally claim they received it on 7/8 and deducted $272 in PMI for the month of July.

    I've called them 7 times since 6/26. As of 8/10 they have yet to refund my escrow and the full mortgage payment for July. They told me verbally they mailed $3,648.86 (escrow and July payment) which I have not received. They siad they kept $272 in PMI for the month of July. They refuse to refund that money. I don't understand how they can charge and keep PMI when they no longer hold the mortgage. I've received no correspondence or refunds from them as of today, 8/10/20. They owe me $3,920 which includes the prepaid mortgage ($2,250) and escrow balance ($1,670).

    We are going to start legal proceedings against your company. You have cashed our check for our house payment on June 1st and claim that you don't have it. We have given you proof that you cashed it, spent numerous hours on the phone with multiple incompetent agents and now you have applied our July payment to June. You are threatening to ruin our credit and payment history with your mismanaged processes. We are going to sue you and we just posted along with many others, a negative Better Business Bureau review. Several people have been scammed out of their house payments by your company. SLS is the most incompetent company we have ever worked with. I will start a campaign against your company and write negative reviews wherever I can. You messed with the wrong family.

    SLS is the horrible and has the same terrible customer service to boot. NO ONE CAN GIVE A DIRECT ANSWER. The company mails letters to threaten foreclosure however they cannot seem to generate a monthly statement. Today - I was told the company does not mail out receipts. I did not ask for a receipt! I asked for what should be in my mailbox – monthly statement. Terrible for not sending any type of follow up or documentation. The reps give the option to email to the customer service mailbox for assistance. Not one of my email request have been addressed.

    I understand everyone needs a job but SLS needs to stop the madness and pay people a decent wage and speak with common sense. Useless and horrible from the top of the pyramid to the bottom. This review might fall on deaf ears but darn it I am pissed, sick and tired and absolutely irritated that I must deal with this company. Common sense and courtesy go a long way. Also please listen to the caller's question before you continue to talk and think you know what someone is asking.

    This company sent $3k from my escrow account to the wrong parcel number to pay property taxes. I have spent countless hours and phone minutes trying to get connected with a "real" person to no avail. No one wants to take responsibility for "their" error and return the funds to my account. They seem to like playing the "pass the buck game!" Meantime, SLS has generated a new escrow analysis on my loan incorporating the escrow shortage (that they created by their error) and have increased my monthly payment by $300.00. How the heck is this my fault?? Maybe it's time to hire a lawyer or go to the media about my experience.

    SLS has a persistent habit of registering payments late. Usually this phenomenon has been self correcting, but recently they actually assessed late fees for a payment stamped received on a check by 13 May. The payment was due on the 15th. They dated it the 19th. I did not chose this company. My mortgage was sold to them.

    In July of 2019 Wells Fargo sold our mortgage to this company. In January of 2020 we received a telephone call from Specialized Loan Services saying we are one month behind on our mortgage payment. We knew we weren't, and they told us the burden of proof is on us. We did exactly what they said and emailed our bank statement that showed they cashed our check, just as they directed. We blacked out what they told us to and didn't hear from them so we thought it was resolved. We received another phone call 2 months later telling us we are delinquent on our mortgage.

    Again, we did what they asked but this time we didn't black out anything except our entire checking account number. We contacted Wells Fargo and they tried to help and even talked to SLS for us but still no progress and transferred our phone call back to SLS where one of the workers said that yes she does see our emails and the payment to SLS in August of 2019. Then she escalated the call for the fourth time and two hours later, we are still on the phone and upset and were told that we had to send page five of our bank statement that is a page of adds and no information, we sent it and are waiting to hear back from them. We told them that our mortgage must be credited for all interest and any finance charges, etc. and we must be made whole. This company has a rating of under 2 stars and we aren't the only customers that have had this experience.

    Crooks. They find excuses to make money from you. STEAL FROM YOU. SLS will buy hazard insurance for $1400 per year and sell you for $11, 000. They SNEAKED UP on you at this time of need when most insurance agencies are Closed COVID 19. They INCREASED my loan balance from 83K in the March to 105K in June 2020....20k this CROOKS STOLE. They hired ALL KIND OF PHONE OPERATORS and will not know what is going on with account records when asked. They will LIE and told you missed past payments but this phone operators has no answers. SLS just covering their butts. If asked for REASONS they will tell you, "Ooohh mail your questions to this PO box". Stay away from this crooks SLS.

    I had BOA for years, never had a problem. I could go into their website & put as much $ as I wanted to the principal with no problem and be able to see my statement the next month.. correct. SLS does what they want. Very bad/terrible website! You call them up as of these two months you can't get a hold of anyone, only a recorder. Their website is so bad, you have no control, you have no options or leave a message. I'm having a problem of closing this account with no one to talk to. They suspended my payment.. WHY, with no letter to inform me anything. My $ is sitting there. BOA sold my mortgage to them, because of all this trouble with them, I decided to pay them off and now I can't. No one to talk to as my payment is suspended and they didn't post it to my account. Very horrible company, what a nightmare!

    I have a mortgage thru GMFS Lending. I've been a customer with GMFS for approximately 10-15 yrs. Probably longer, because I'm not real sure. I have NEVER had a problem with GMFS UNTIL they hired Specialized Loan Servicing to service my account. It went downhill from there. I have always had a shortage in my escrow account. I get that. So a couple of years ago, I took money out of my 401 K to pay the shortage, to avoid my monthly mortgage to increase. I specifically asked them (memo on the check) to apply to escrow. What did they do? Applied it to the principal... In the interim, the next month, they took the increased mortgage payment out of my account (I do ACH to avoid any late payments). Initially they told me there was nothing they could do until I raised so much noise. Then "eventually", I did get a refund...

    Fast forward to April 30, 2020. I called Specialized Loan to request that additional monies be taken out of my checking account (ACH $50) to be applied to the escrow. I was told it was too late to do it for May, but it would be done for the June payment. Ok. On May first my initial payment was taken out as expected. On May 4th, an addition of $856.15 short. I called them. They admitted to the error. Told me at the time they would have to request a refund that would take 7 days. I objected to that process, however, there was nothing I could do.

    Fast forward to today May 22, 2020. I got a notice in the mail from GMFS indicating I would not owe a mortgage until July 1, 2020. In other words, they applied that payment to the June mortgage, without calling or writing me. So I called them, only to be told, that was an error. I will owe the June payment. That they have put thru a "ticket" to request my refund. This "ticket" can take up to 17 business days. "Sorry you're frustrated, but nothing I can do" (Mr. **)... Error after error after error of which they are making ME pay for. That is not right. I am 71 yrs old, scraping everyday to make ends meet and this is how I'm treated. I want the world to know how these people operate. I will do everything in my power to let people know.

    They offered bi-monthly auto pay options. I signed up to help reduce my accrued interest. One year later I learn that they don't apply the first half to the loan until the 2nd half comes to them. Then when I made a payment ahead they applied it to the previous month and reported me late the to the credit bureaus. Then they refuse to escalate my concern or let me talk with a manager.

    Loan was bought from Wells Fargo- I was making payments on the 1st and 15th of each month for several months and all of a sudden my loan shows up late - NO WAY and I called & Rep informs me that SLS does not accept partial payments - WELL YOU DID FOR SEVERAL MOS. I inquired about the missing payment - I was put on hold several times and she finally comes back and says that when they receive a partial payment they don’t know where to put apply it - DUH - you apply it to the customer’s account - you have the account number. Also asked about PMI - my home meets the LTV requirement but they want me to pay up to $800 for a valuation on my property plus other fees - NAW!! I do not like Specialized Loan Service and will be refinancing will another mortgage company real soon!!!

    My 2nd mortgage loan is approaching maturity so I was getting a letter/bill from SLS stating that the amount shown is not the final total and that I should call or visit their website to get a payoff amount. I used their website. When I got a payoff quote it did not include the last payment I made but I also noticed there were charges that didn't look right especially the one that was for a late payment!? So I waited a few days and got another quote. This time the late payment wasn't there and there were other charges! I'm thinking something is very wrong with the computations. I did another quote and it was different again! So I called them and the rep could not explain the charges because he didn't know!

    He did tell me that a charge for $75 (he knew that much) was because I had got a quote 3 times. He said there is a charge of $25 each time a quote was given! Huh? I told him there was no mention I would be charged for that on the website and plus they asked ME to contact THEM for a payoff amount. This is an unfair charge. I am getting letters every week now with a new different payoff amount each time and the $75 charge was on the last letter. I have emailed their customer service and had no reply as of yet. This company doesn't appear to be organized and should not be dealt with. I know after I pay this loan off I will do my best to get the word out about my experience to all agencies i.e. state and federal. This is a company that you need to stay away from.

    We have not been able to pay our mortgages due to Covid 19. SLS will not offer us a deferral. They will only offer us a forbearance with a balloon payment at the end of 90 days. Will someone please check out this company? Other mortgage companies are offering deferral payments.

    My January 2020 payment was made. Using their online system. I paid $7 OVER the amount stated due just to even the amount. Approximately the 10th of February I received a collection from SLS Rep stating my payment was $66 short. I said I paid the amount shown. He was adamant about me paying more. Then I remembered I made picture of my acct at time I paid. I informed him. He placed me on hold a long time! Came back. Apologized. Stated sls has numerous screens. I expressed concern about my credit report as similar situations have de erased my credit score with them in the past. To shorten this horrible nightmare my credit score HAS DROPPED 100 Points! My credit cards reduced available credits! My January Payment STILL NOT POSTED AS PAID ON TIME YET. Says NO PAYMENT! I can't reach anyone. No return calls.

    One rep said they could not correct my January credit reporting because Sept 2019 was late and that's company policy per her supervisor. Escrow dept states pay one amount with P & I and Customer Svc shows $100 more. Now I have to make March 2020 Payment with my payment history CHAOS. I've written emails, called & called. When I was reaching someone before Coronavirus they tell me they see the error and will get the matter corrected. I wait 2 weeks. Still not corrected. I'm having anxiety attacks. My blood pressure is high. Why is this company allowed to do its customers this way? I sent emails to Priscilla **. No response. They have ruined me.

    I had asked what kind of programs they had for us who have lost our jobs due to the coronavirus I was told that we can skip three payments but would have to make that up on the third payment plus play the fourth payment all at once. That is no help when you have no money to come up with $8000 that is totally absurd. That is no help to us. If I had the money I wouldn’t have to ask them for help. What kind of company is this? This is not a relief program for us.

    Take some advice on what Canada is doing to help their people. Their banks are going to let them skip six months of payments. You have to come up with a better solution for all of us that is totally asinine what you are having us do in dire straits. I wish I didn’t have this mortgage Company but it was sold to them by Wells Fargo. I loved Wells Fargo. I’m sorry that they had to do that. I would never recommend this company ever. You have to come up with a different solution for us all of us who have lost their jobs during a very difficult time in this whole country.

    Specialized Loan Servicing has held our home mortgage for several years. No late payments, no missed payments. Because of COVID-19 my husband and I are laid off right now. When I finally spoke to someone about possibly making interest-only payments for 2-3 months, I was told the only option their investors have approved is instead of a regular payment was a "Forbearance". I could skip up to 3 months' payments, but on the 4th month, all the skipped payments along with the 4th month payment would be due at once in a lump sum.

    When I said this isn't a viable option and that I would be less likely to have the money at the end of the 3 months, the person on the line offered to transfer me to customer service. When I agreed, I was transferred to the same number that got me a call-back from him and into the same process of waiting for another call with, I assume, the same non-solution. I went to the website and clicked the tab entitled "Help with payment challenges".

    None of the links seem to work, but there is this, prominently displayed at the bottom of the page: "In some cases the most appropriate solution may be leaving the home. If walking away from the home is the most feasible option, we may be able to help avoid the foreclosure process with either a short sale or deed in lieu agreement. If you think you may need help, reach out to one of our experts to discuss your options." Is this really what they want, for me to lose my home?! I had no say when SLS purchased my mortgage, but if I manage to get through this crisis and still have my home, I will refinance and it will not be with SLS.

    First of all it is so hard to get in touch with them. They don't answer the phone, no email either, they don't return phone calls, waited long time to speak with some one, once I got someone to talk to I explained, I was having a hard time to pay my mortgage and was told that I could use a forbearance program which will allow me to fall behind for 90 days and after that I will have to come up with the full 3 months of payment at once, THIS IS IN NO WAY HELP, the government needs to step in and do something, we Americans desperately need help from this loan servicing companies.

    My Indymac loan was turned over to One West Bank, then went to CIC in California. Was never informed by SLS or any company that this was happening. SLS claimed letter was sent to me by them and other companies. LIE!!! Then SLS was sending bills.. I called them, never got an answer. Call kept getting disconnected. I thought this was a scammer so ignored bills. Now I am getting foreclosure notices. Have since been finally able to get a voice on the phone.. a different voice (rep) every time, no follow thru, lies, not helpful, rude.. Different answer depending on who you got that day. Mail informing me who account manager was only to find out it was someone else. Margie (mgr) is clueless.. Said she never spoke with me before.. I could go on and on.

    So today I called, spoke to Margie then a Richard (Margie mgr). He was useless, rude, not helpful. I asked for CEO's name. Will be writing to him. In the meantime, foreclosure is imminent. MASS is on lockdown due to Corona Virus, I am out of work till at least April.. you think these guys care? NOPE. I am contacting our states Attorney General to see if I can can help from this scam company. BE SURE TO DOCUMENT EVERY PHONE CALL/CORRESPONDENCE WITH THIS COMPANY!!!

    My loan was sold off to this company from Chase. Once they received the loan on Nov. 2015 they failed to pay the taxes on my property for that year, which Chase have sent them the escrow balance with the loan so they can pay it. SLS failed to notify me of their negligence to pay the 2015 property taxes. On February 20th, 2020 my family’s home, in which we’ve resided in for 15 years, was sold at a public auction due to the unpaid tax deed. I have contacted SLS fairly every day since I received the notice of sale, to have them overturn the sale and obtain the ownership of my home back. They have been very incompetent to give me a resolution or status updates of their investigation.

    It has been almost a month with this battle to save my home, and NOTHING HAS BEEN DONE. 1 star is way too much for this company. I am beyond unsatisfied with their lack of attention to this matter, they aren’t taking this seriously to ensure my family's well being. Because of Specialized Loan Servicing (SLS) OUR FAMILY WILL BE LEFT HOMELESS, the purchaser will be arriving to my home with an eviction letter or with a sheriff and I will be forced to let go the home of my entire family in which I have maintained for 15 years with a lot of effort and sacrifice.

    I did a modified loan for my home in 2019. I was with Wells Fargo whom I love and they gave my loan to these **. First off no one called me to tell me my loan was sold. Then my loan balance kept going up and not down each month. But the kicker is I sold my home and it closed on March 5. I called these people all throughout the month of February and told them what was going on and they said, "Don't worry. It will be fine." Then they hounded me for 4 days is a row when I told them it was in escrow and a day away from closing. Finally a week after they got paid in FULL, they reported me to the credit bureaus as 30 days late. I can't believe I let my loan get sold to these people!

    My husband and I obtained a home equity through E-Trade back in 2005. My husband declared bankruptcy in 2011. This loan was included. We paid the entire amount ($50,000). However, the interest and principal were so high, we had a balance of $25,000 when the bankruptcy took place. Because we were told the loan was discharged, we stopped making payments. We kept receiving statements from SLS but we would call and were assured we did not have to pay. 8 years after the bankruptcy, we tried to sell our house and found there was a lien. SLS added more interest and fees to the tune of $55,000. They knew we didn’t have it. Now they are threatening foreclosure. I have stage 4 cancer and I am on disability. My husband is retired. This company has lied to us many times. They have refused to work with us and they only seem to want to foreclose. All over $25,000.

    I was trying to prevent the foreclosure of my deceased brother's property before I've had a chance to settle his estate. He just passed and the probate process hasn't started. I wanted to know if, in the event of the death of any borrower, would a potential foreclosure process be suspended. Luis from Customer Service did nothing to help me. He wouldn't answer any questions at all. He kept insisting that I was an unauthorized person and was asking about the status of my brother's loan and that I needed to follow the process. I went to the internet instead and found my answer and that didn't require me to be an authorized user of any loan. God forbid that you ever need to work with SLS Customer Service again! I would have given them 0 stars but this review wouldn't let me. SLS needs a department who can work with family of the deceased who are just trying to figure out what's going on.

    Had our fixed mortgage with SLS for many years. Last month I setup a user name and password online so we could view our statement online. I went looking thru the website and out of curiosity selected the "Loan Payoff Amount" button. They billed me $25 for that one click and will not take it off my statement. That is a small amount but that is TOTALLY unacceptable business practice. If I ran my company that way I would not have a business for long...scumbag business practices...very disappointing!

    Due to some life circumstances, we were forced into bankruptcy years ago. Unfortunately we had a HELOC with SLS, which originated with a different company. We used adjoining land as collateral and acknowledged over and over that it now will belong to them. This company is determined to take our house, although the house and it's property was never collateral, even according to them! Instead of taking the collateral, as determined by law and which we firmly believe is the right thing to do, SLS hounds us constantly, insisting that we do a short sale and give them the proceeds. Even though on the back of all their letters it states this cannot happen, they continue to harass.

    My lawyer has called many times and even she is frustrated. She will talk to the same "manager" each time, but he never acknowledges what he told her. He sends us both in a circular nightmare. Just today they sent me a monthly bill for over $20,000.00 (a ONE month payment!). We have agreed to hand over the collateral property, but they insist it's the house they are owed.

    The two properties have two very different parcel numbers and descriptions and yet they keep going back to the same song and dance. They try to intimidate, ignore, claim ignorance, re-route your calls into a random loop, leave you on hold for over an hour, etc. Don't use this company-save yourself the grief. Even if what they write appears correct, it can and will be used against you. And we are actually trying to GIVE them the collateral property because we do not dispute that. Verbal and written pleas for reconsideration only increases their resolve to confuse and harass. We will not give up because this is a matter of what is right and wrong.

    SLS bought our Mortgage from Wells Fargo, we had been with Wells for 17 years! We never had a problem until we were in the process of selling our house. The buyers had set the closing date, which was supposed to happen before the next payment was due. SLS was aware of the sale pending. The buyers had a death in their family and had to postpone the closing to get through the funeral. They rescheduled the closing for the following week. The day before closing they had an issue with their lender and had to take care of that, rescheduled closing for yet another week, and again something minor popped up and they had to change the date one last time for 2 days later. Now at this point we are late on our payment but we were told to not do anything because all the lenders were on the same page and understood that we were closing on the house!

    Well the sale is done and over and the next thing we know we have a missed payment show up on our credit report dropping our credit significantly, not to mention the missed payment is one of the worse offenses from what we are finding out to have for a mortgage loan! I have called SLS several times and each time am told they will return my call within 3 business days, I am still waiting to hear back! I have emailed them numerous times as well and receive a confirmation email letting me know I will hear back from them as soon as possible, still nothing has come back!

    I have pleaded with them to take my situation into consideration and begged for them to have compassion on our situation. We would never have missed that payment had we not been under the impression that paying it might confuse everything at closing! I regret not making that payment but more so I regret not trying to find a better mortgage company the minute I found out my Mortgage had been sold to this company so bad they don’t even meet the guidelines of the BBB.

    These people are crooks. This is my 3rd mortgage company to do business with. I constantly get fraudulent late charges put on my account. Often when I dispute these charges they will tell me that their system can't change it. The government should investigate these people, shut them down, and have the mortgages given to another company. My loan was sold to them and so I had no choice but work with them. This is a cooked company.

    My Bank of America home equity line of credit was sold to SLS August of 2019. Before that date my life was ok scraping by. But that was all to change. They have demanded since day one that we use there homeowners insurance that is triple what we currently pay for insurance and has much less coverage and the coverage is for the loan amount not the home's replacement value. Our homeowners insurance would actually cover our home if we get a hurricane. WE have refused and told them we did not have that with Bank of America and do not want it.

    Now we have late payments and daily phone calls from them looking for money. I am out $1400.00 for homeowners insurance we paid for the year. Being disabled and on social security relay limits your finances and these people are as cold heartened as they come. We cannot afford to hire a lawyer to fight these scam artists. Their business model is to make it unbearable to deal with them and you stop paying the payments then they foreclose on your home for a very small amount flip it and sell it at full market valve and make all the profit. They do not care who they hurt in the process as long as they make lots of money. If these people buy your loan or mortgage sell your home and run just run....

    Specialized put forced insurance on my mortgage at an obscene price because I did not "mail a letter" confirming that I was continuing with my current insurance. My current insurance never lapsed and I had no intention of discontinuing. Because their forced insurance raised my monthly payment amount in excess of my regular payments, I was "delinquent" for 2 months. The fact is I never received any notification from them instructing that I needed to "mail a letter" of confirmation!

    In addition to higher payments and late fees, Specialized has now sent me a notice that they were proceeding with foreclosure. Furthermore, they have reported my "delinquency" to the bureaus and dropped my credit score, right as I am attempting to purchase another home. This company is a complete scam and is taking advantage of consumers! I'm proceeding with litigation to resolve. After reading other reviews I see this is a common business practice of theirs. They should be incarcerated.

    My loan was recently sold to SLS from CMC funding and it has been a nightmare to say the least!!! They told me that someone accidentally made a payment to my account. They realized this 4 months after the person did this and now my entire account is messed up. They pulled that customer’s money out of my account and some of my own as well. Then, they told me I was over 30 days past due and it went on my credit. I did nothing wrong and now no one will return my calls.

    I was able to get my credit fixed because I proved I made my payments on time, but my account still says that I owe them money and now my tax information is messed up as well. I have over 20 pages of notes and phone records of people that I have spoken to in order to get this resolved. They don’t even give you a direct line or an extension for a supervisor. They just request a 24-48 hour callback from a supervisor and they say that one is not available. Please stay away from this company! I have already spoken to a lawyer and I may have to file a lawsuit! I wish zero stars was an option!!!

    This company is not the best I have dealt with. That's for sure. I had a home equity loan with Bank of America and everything was fine until they sold it to this company. Their website is very difficult to use for one thing. Every month I would go online and make a one time payment because my username or password would never work otherwise. When I got down to owing under $3000. I paid off the amount that they said I owed for a payoff, online. Then I mistakenly went online to check and see if my account was paid off and made another payment. Their site is very confusing.

    I called to explain what I had done and got a big argument from the customer service rep. He kept telling me I couldn't pay it off this way. Had to be by cashier's check or wire transfer. So finally I saw that my payment has been accepted but now they have applied my overpayment as "escrow" and "interest". Something I was never charged before. They owe me over $200. From this overpayment and I can't get on the web site now to contact them. It won't let me on and I can't call because as soon as I put in my social security numbers it cuts me off. Now I have to write to them and how long will this take? But I will because they are not really a nice company and they owe me my money back. Good luck to anyone reading this. Get away from this company as soon as you can. I did not like them. I paid my mortgage off to Mr. Cooper and they were fine, no issues at all.

    Our mortgage was sold to SLS from WF who did not want to work with us while we were in foreclosure. Had to file chap 13 and although cost me 6000k SLS just gave us a modification after a 3 month trial mod.. Always keep in contact with them, be truthful and at least my experience I still provide a roof over my family's head. Thank you SLS.

    I have had my mortgage since 2002 which was recently transferred to this company. I received a letter stating that my escrow was short $560.00. I called the customer service and told them out of all the years I been in my house my escrow have never been this extreme short before. So the lady I spoke with tell me oh my statement is incorrect. The shortage is even higher than the amount on my notice. Then she states that Wells Fargo never charges you escrow shortage. They just stretch it out over years. I told her that's incorrect because if I had a shortage it would be maybe $100.00 sometimes more, sometime less. Then the lady said, "Well I think your home insurance went $400.00." I see now dealing with this company is not going to be good. So I will be looking for somebody to refinance to get away from this company.

    I have read several reviews about this company and this appears to be common criminal practice by them with others. I work with criminals and these people need to be behind bars. The loan was sold to them by the criminals at Wells Fargo - hence birds of a feather. This is an apparent strongarm attempt at acquiring personal property by forcing the consumer to default on the property, and or devaluing the property and selling it for a large profit. This is no different than settlers stealing land from native Americans, and here it is 2020. This practice by this company is atrocious and they should be shut down and jailed.

    To any and all researching "SLS", an LLC started by a group (cabal) of old time mortgage bankers with an Industry rating of A+, based on their personal reputations, NOT on performance! (My story to follow), first, some Important Instructions for dealing with sls.

    1) Start a file, you will need it!
    2) Never ever communicate with them via E-mail or phone except to tell them you are sending Payment and Etc certified (requires a signature and DATE). They will hold your payment 30 days till the Friday afternoon before the weekend so It won't be posted till It's late the following Monday!
    3) Never Ignore the details of anything they send to you especially Interest rates, and never believe anything they say verbal or written about "Ignore that".
    4) Always make personal notes on anything received especially the date, postmarks are not accurate, they are run thru A bulk mail Machine and then left to sit for a week or more.
    5) Their CS department is a LOOP, you will become a dog chasing your tail!
    6) They will force you into foreclosure/short sale, they are "Flipping" long term mortgages into adjustable rate highers Etc to their benefit$$$.
    7) You can not get rid of them by LAW except by a refinance, costing you $money$.

    8) Your property will always be valued lower than actual by SLS! 9) They will continue to report their creative (cooked books) bookkeeping to credit agencies, Screwing you Twice!....

    Sooo now My experience with them, our loan was NOT in arrears ever! Our mortgage was sold to them by BofA in 2015, everything as listed above occurred nearly Immediately step by step, a hard lesson, as we had never dealt with financial plotters before which was to "obfuscate and confuse", In the end we as a tactical move chose to short sell due to an Injury, we were supporting 3 properties to get rid of them! We did this over a period of a yr working hard to finalize with no remaining balance due, "0 due" After! Not a bankruptcy, not a foreclosure, However they continually referred to this as such in all paperwork, and will tell your refinancers this when contacted...

    That is the long story short, "It was Hell". So, present day, our primary property was just sold to them 3 months ago, ARRGH! The fees and late charges started with the First contact! So those of you who have not had a negative issue with them? Your moment will happen when you become aware "we're getting Screwed!"

    BOA sold my mortgage to SLS....and I haven't had any issues. When I was notified that bank of america sold my mortgage, I did some reading about SLS. All the reviews were beyond terrible. I admit. I was a bit worried. It's been 2 months, and everything has gone fine. I did get a paper saying my escrow account was short. They showed their math. My options were to send them $250 +/-, or I could add it into my mortgage payment for the next year (maybe longer).

    Website seems fine. I just make my payments online with a couple clicks. I can see all the info for my account. I like it. Maybe it was easier because I am current. I think it was 60 days (maybe 90) after the mortgage was sold. They don't charge late fees. It took almost a month to get my account info. No big deal, as the money wasn't burning a hole in my pocket yet. Overall a good experience so far. I think this might be the first review I have ever written, but I felt like I had to. If this saves one person from sweating it out like I did when my mortgage switched, it was worth it.

    I have a loan with Specialized Loan Servicing and I have been requesting to get the Private Mortgage Insurance off of my loan for more than 8 months. After about 5 months, they finally had an agent call me for a valuation on my property and my house is unique. I live on a ski lake where every home on my lake is listing and selling for at least $500k. The agent that SLS sent out came up with a valuation of $289k and did not compare my home to any homes that have sold on a ski lake in the area.

    Now I am disputing the value and have been put through the wringer again. I wrote a letter to dispute the valuation that was done and emailed it to them on 11-14. They said they never received it, so I sent it back on 11/21 157 times with confirmation on each email that they received it. YES, 157 times!! The PMI is costing me more than $240 per month and it is just me throwing money away. The managers never call back when they say they are going to call back and I am sick of dealing with this. I own 10 rental properties and 3 of them have loans on them where I had the PMI removed after a certain amount of time, but I have never had to deal with anything like this before.

    SLS has our loan account so screwed up that they have put our home in foreclosure even though we have bank records to prove our regular monthly payments that they have received and did not credit it to our account properly. We have been forced to hire an attorney because they want over $30,000 to bring our account current which is a complete lie and inaccurate accounting. This would mean we haven't paid our loan in close to 2 years...impossible. SLS is rude and hangs up on us when we would try to resolve the mishandling of our account and they are simply behaving like criminals.

    Right now my attorney is waiting for them to respond to the dispute and knowing them they will ignore them and a sale date will be set for our home and we are sick about this. We desperately want to get away from these crooks and refinance. We have over 500K in equity in our home with a remaining balance of under 400K, why would we default on this loan. The answer is we would NOT. SLS has taken our money and now want more that we do not owe. Get far, far away from this lender at all costs.

    It wasn't until I went on the their website that I became aware of the problem. I couldn't get my account info. I called and was told by the rep that the site maybe down. So, I just sent a payment thru my bank and it was returned. I called inquiring about the issue when I was told I was 3 payments behind that's why I couldn't access my access my account online and the payment was not accepted. How in the world was I 3 months behind when I been paying a month ahead. When the representative reviewed my account, she stated she would put in request for my account to be investigated. So, I went ahead, made 3 payments just to access my account. My account transaction page was a mess. Payments were documented being made then reversed several times for months. On the summary page it stated I haven't made a payment since September???? Ok, I make another 3 payment online.

    Called the company back on Monday morning to see what was going on with my account and was told payments may have been credited toward the principal by making early payments. WHAT???? But my account is still behind after make a total of 6 payments. Then I got a letter to foreclose on my house out my mailbox. Just waiting to see what happens by the end of the week.

    I have been trying to contact SLS since November 12 when I noticed charges on my account that should not be there. I was placed on hold twice for 45 minutes to an hour. All other 15 documented calls have been a recording saying they are closed for a company meeting and to call back in 30 minutes. I have sent two e-mails and have yet to get a response even though it says I will hear from them in 3-5 business days. I have now called the Attorney General in Colorado, filed a complaint and was given the name of LEESA ** in the complaint department at SLS 1-720-241-7327. Again I have called and left a message with no response so far. This is the worst company ever to deal with and I don't believe they even deserve one star.

    I had a 30 year home loan with Wells Fargo for 18 years, almost paid off. Wells Fargo sold the loan to Specialized Loan Services, (SLS). After only 7 months SLS has made errors EVERY month with our payments, changing payment, deducting unusual amounts, losing payments. I report them to the State of California Consumer Board, SLS corrected the errors, corrected the amount, now ONE month after all this was fixed SLS is back in full force screwing up the account. Wells Fargo should be held responsible for selling our loan to such a horrible home loan firm! P.S. One star is way too much!

    This mortgage is horrible, stay away from this company. My husband lost his job last year 2018 after 15 years and we contacted them immediately for help. They send a package and requested all our expenses and income. Long story short we were never late in a payment, but by the time all the paperwork went thru we were 3 months behind and with unemployment benefits (which the max is $988 every two weeks). Even if your salary was $250,000 a year that’s the max that a person can collect for ONLY 6 months, they turned around and lower the mortgage payment by $80 and put a $70,000 balloon on our loan.... there customer service is the worst i I have ever encountered with. They don’t care about there customers. If anyone has any suggestions how I can presume this case please give me your input it will be greatly appreciated. TIA.

    SLS Continuous Harassment with increased interest rates 10%, short sale, foreclosure, AND REFUSE TO QUALIFY US FOR ANY AFFORDABLE MODIFICATION. I just received documents from SLS stating that I am not qualified for any modifications. SLS said that I am only qualified for short sale or foreclosure. Have tried to get an affordable modification or settle for a reasonable payoff (by getting a personal loan) for the past 8 years after Chase did a modification on the first. SLS continue to refuse all my request and threaten to foreclose. With my severe (PSVT) a heart condition triggered by stress, I am limited to what I can do. My husband is the main source of income and we are doing our best to keep up with our increasing mortgage payment on the first.

    The equity line of $186,000.00 originally with National City who sold it to PNC who sold it to SLS. SLS has now doubled this to $364,522.12 with 10% interest charge. I have been trying to work out a settlement with SLS but they refused to accept my offer on several attempts. Instead they came up with their own structured payment of $650.00 monthly on an increased balance of $364,522.12. I am in no condition or financially capable to make such payment monthly. If I do not agree to their terms they will foreclosed on my property. Miss Christina who tells me to sell the property if I cannot afford to pay the amount of $205,860.88 that due right now. Mr. ** the supervisor took over the conversation on the phone, He said if I cannot pay $257,524.79 by 5/19/19, I will be reviewed for foreclosure.

    I beg them to please communicate with me through email, because the phone calls are too stressful and had increased my heart rate to 186. But He refused and said they are not allowed to do that and continued to harass with denial, foreclosure and short sale. My husband and I have worked very hard to give our three children a comfortable home to live and have invested all our hard working savings in building our home. We would like to keep our home and get a affordable modification.

    In order to do so, SLS would have to defer or forgive some of the loan balance and give us a very low interest rate with an affordable payment of no more than $150.00 monthly SLS have created a structured payment that is beyond my ability to pay. They responses are robotic and pay no attention to my insolvency, health issues and continue to harass with demands to pay and foreclosure. There are thousands of complaints against this company. They are engaging in lots of unfair acts and harassment, code violations. Please investigate this company. Thank you very much.

    This is the worst mortgage company ever. If they have acquired your loan, GET AWAY as fast as you can they will try to ruin your credit by adding late fees to prevent you from refinancing away from them. Their staff has been trained to be as NASTY and non compliant as they can be. You will get the run around as much as they can to exhaust you from even trying to get issues resolved. ONE STAR.

    Trying to put request to remove the escrow account, Over 2 hours on the phone just waiting to get clear answer and they keep transferring me from back & forth between Escrow department & Insurance, in the end I ask to speak with the Supervisor and then they put me on hold forever. So still I have to make time to call and waste another couple hours for simple request. I will not recommend at all.

    I have had a loan for 13 years. Borrowed 30000.00 on a 20 year loan. Have sent in extra principal payments and as of 10/2019 still owe 24000.00. I have been in the auto finance business for over 42 years and have never experienced a finance company that has been this bad to deal with.

    Their failure to accurately pay my property taxes and adjust my impound account last March, 2019 has resulted in my mortgage payment being increased by 25%! No accountability, & no acknowledgement of their error. As I was speaking to Customer Service about my past Property Tax discrepancies from last year and looking at their New, adjusted increased Property Tax installments AND looking at my actual Property Tax Bill I informed them that the amount they are protecting for the next two installments is less than what my actual bill from my County’s Tax Assessor states—I am told, “Well, that is what your County sent us (!) This really is no more complicated that keeping a checkbook register yet apparently for SLS it is." When I asked the supervisor who they are regulated by or who audits them - I was told, “We are not a bank or a Mortgage Company” (again - !) So my question is, “WHO’S MINDING THE STORE?”

    So I wanted to make my mortgage payment online with Bank of America - I could not. The option was no longer available. Upon calling they told me my servicer has changed to Specialized Loan Servicing LLC. Never heard from them before. Never got the monthly bill. Could not open an online account. Their website is not functioning (sls.net). On the login site, it tells you, you can call them for $12.50 and that you can pay online, but a fee might apply. I called them and they graciously allowed me to pay on the phone - but only this one time. I am now supposed to jump through hoops to make my mortgage payments? Outrageous!!! I knew the Banksters are ruling this country - but I didn't think it would get this bad!

    This company is held by Wells Fargo whom has had many fraudulent mortgage loan practices reported through the years. We sent final payment per statement along with enough to cover additional 9.00 they claimed we owed. Though they processed and received payment they supposedly put in suspension and continue to accrue late fees and interest. I spoke with Tempe AZ office twice and was promised it was resolved. It has not been. I am also filing complaints with the BBB Consumer Financial Protection Bureau and HUD.

    My loan was transferred to SLS last month and they've been horrible to deal with. I didn't even know about the change till I tried making my payment for September. I contacted them to immediately make that payment but they said I also owed for August. I told them I'd made that payment and was given an email address to send proof. Even after proving I'd made my payment, I got calls daily reminding me to make my payment. It's now month 2 and the collection calls have started up for the October payment.

    I told them I'd be making my payment before the 15th and ask them not to call me again. I was told any payment not made by the 1st of the month is considered late, and they are within their rights to call me until my payment is made. They also said that I would need to send them a written request not to call me. I really think it's ridiculous for them to start harassing you for not making your payment by the 15th, when it's technically not considered late until after the 15th. I truly wish I had the ability to refinance my loan so that I would not have to deal with this company. If you have a choice do not go with Specialized Loan Servicing.

    Given how eager they are to start with the collection calls, you think it'd be fairly easy to make your payment online. That's not the case. I tried multiple times to make my payment at their website and the system is not functional at all. Every time I put in my mortgage information the website clears it out and then tells me I need to put in the information. How stupid is that? I'm telling you right now it would be in your best interest to go to with a completely different company if you have the choice.

    I'm a new customer.... HORRIBLE EXPERIENCE trying to get a refund for an accidental double payment last month.... They promised the check would be to me within 5-days, it's now been almost TWO weeks. Their phone system is a nightmare!! You CANNOT get customer services, let alone a supervisor!     My loan from sprout mortgage was moved over to SLS after a brief period, Let me just say that this loan servicer has been an absolutely hellish experience. Long story short, I had my attorney send them a letter with an invoice for my time being on hold and being passed around to their various departments where nobody can answer anything about anything. The clerk I spoke to in one department slipped up and told me that there were 150 pages of excel submissions for "software" errors that caused a late fee or erroneous credit reporting.

    My late fees were waived, and as a direct result of the litigation threat, they have transferred me to another servicer. I filed a complaint with the recording of the clerk to the attorney general, hopefully this company realizes that when you are thieving late fees from people trying to pay their mortgages due to errors that are intentionally caused, they are at some point going to be slapped with a Wells Fargo style class action and a massive fine from the feds. Shame on the management and Toby Wells (Ceo) for allowing this nonsense to continue.

    My loan which was only 2 months old was serviced to SLS. Awful is the only word that come to mind. When the loan was transferred SLS attempted to raise my monthly mortgage amount. I received documentation from previous loan servicer stating that my loan amount should not have changed. There was no escrow analysis performed because we just closed. I called SLS to have them change it only to be told that my escrow amount went up. HOW!!! It can't go up in 2 months. I then spoke to another representative who in fact saw where the mistake was being made and assured me that it was going to be fixed, however I called back only to find out that the ticket was never submitted. Here we are 2 months later and they are still "investigating". The company does not seem to function as it should and no one really knows what's going on. Terrible experience.

    I'm a 50something banking/finance professional that has never written a review, never missed a payment on anything in my life - including this loan, but I also have never run across a more despicable company in all my years. They lie, stall, refuse to do what they say - such as "a manager will call you back in 48 hours". I don't even have the words to describe what a terrible company this is. They have been screwing me for 3 months solid now, and I can't even talk to an adult manager.

    I've called them at least a dozen times in the last 3 months and asked to speak to a manager several of those times, and I've never been allowed to talk to someone who sounds like they are over 18 years old. Do your self a favor and check this company's online reviews, and then run!!! Google: 237 reviews. 1.3 stars average. Consumer Affairs: 77 reviews. 1.1 stars average. YELP: 65 reviews. 1.0 stars average. Yikes. This could literally be the worst company in the world.

    I am simply trying to pay off the loan amount. Trying to get the final amount you would think would be easy. I paid the final amount three weeks ago only to find they are still charging me interest. They also tack on a recording fee of $68.75. No explanation for why this is needed. On top of everything they state the payment needs to be send via mail and they can not accept online or personal check. None of this makes sense, if my payments were all fine prior to this why can't I make a simple payment and be done with the loan? I do not recommend this company.

    Wells Fargo sold my loan to this Company. As of August 1, 2019 have yet to receive a statement from them. Finally the 1st of September received something that gave me a loan number so I could pay August payment. Made the payment online only to have it returned because of a wrong loan number which is the one on the notice I got. There site is awful! This is not a good start of a relationship with this company.

    Not only does SLS not answer calls they dont even offer an email address. I closed my loan and they did not send my escrow balance back. I had over $2300 and they were sending $148. It's one of the worst companies to deal with and if your mortgage sells to them I'd recommend refinancing and leaving immediately. Too bad they don't offer 0 star ratings.

    A one star rating if FAR too generous! Thanks to Wells Fargo, my mortgage was sold to SLS. Website is terrible, won't let me log in and when I do, it freezes. Received a letter stating my escrow account was short over 2000.00. Seriously? I have never ever been short. They told me they can hold double of my taxes. Which would be a little over 10k. She said 23,000. Their math really scares me and they've only held my mortgage for a year...Sounds like a desperate company!

    My home mortgage loan was sold to Specialized without my knowledge or consent (didn’t know a bank could even do this). They have been adding on all sorts of fees and refusing to settle any and all disputes I have had. Finally, I have been paying attorney just to deal with them. They don’t even deserve ONE star - they get a ZERO in every category. Who can we report them to? They should be shut down immediately but I don’t even know how to start the process.

    Worst company I have deal with. DO not work with you. My mortgage transferred to SLS. Balloon payment was due. Tried to refinance with them (good credit, excellent income). Every time I send papers they said something is missing and then they said I need to file new paperwork because time is up. They did not refinance me. They send me foreclosure letter. I got tired of them. Came up with money. I owned them 44000. I paid it off including late fee and other fees.

    Tried to get another home few months later. I could not get loan. Loan officer explained to me that SLS reported me to credit agency that my loan was Write off not paid off. Write off means it was forgiven. That was not a case. It took me several months to straighten it up. I send all papers to credit and it was straighten up. But I lost the house I wanted to buy. Stay away. Worst company I ever deal with. Last month my rental house mortgage was transfer to them. Did not receive statement yet. I have to stay on top of the game and call them and beg them to take my payment, so I do not get late fee. That should be illegal. That company should be sued and shut down. If I had more time I would sue them for what they did to my credit. STAY away.

    After my mortgage was transferred from Wells Fargo to SLS, by Wells Fargo and not me, I made my last payment to Wells Fargo in July and my new payments started in August. I sent them a payment August 1 through Wells Fargo bill pay, and it was paid on August 2. SLS has not given me credit for making the payment even though they took the money. When I received a bill from them showing that I had not made a payment, I immediately called them and spoke with someone on the phone and when I informed him that I wanted to talk to someone higher up than him, he told me there were no managers available. There is no way that this guy was the last resort because he couldn’t answer simple questions.

    I then spoke to someone the next day and was told that I would need to send proof of payment via fax so I went up to Wells Fargo and we printed off all my transactions through their bill pay. We highlighted the payment sent to them on August 1 that was paid on August 2 and I faxed it to the number with my loan number per the instructions that SLS had directed me to. That was done on August 20. It is now September 6 and they still are “investigating” about where my money is and said that they should have an answer some time in October. How does it take them 6 to 8 weeks to find out where my money is? If I was to skip payments for 6 to 8 weeks, you better believe they would be all over me demanding an answer where their money is.

    They received my September payment because they sent me an email saying they had received it so I’m just really curious how they could lose my first payment.

    Honestly, I think this company is a complete scam! I would avoid this company at all costs and if for some reason your loan is transferred to them by Wells Fargo, find a new bank or credit union and see if they will take on your loan because SLS is a complete farce.

    Absolutely terrible customer service. Absolutely terrible payment portal. 14 out of 25 months I have logged in to pay my mortgage payment, I have been unable to do so due to technical difficulties with the SLS website. I purchased a house in 2017. The bank immediately sold the mortgage to SLS. I refinanced the house in 2019 with a different bank. That bank also immediately sold the loan to SLS (just when I thought I was done with them). SLS repeatedly confused loan documents and payment amounts between the original loan and the refinance loan. My first payment to the refinance mortgage was late (but within the grace period) because SLS failed to onboard the new loan prior to the due date of the first payment. You will most likely not have any control over your loan being purchased and serviced by SLS. If your lender sells your loan to SLS, be prepared for regular headaches.

    Although I have a letter from my taxing jurisdiction, a revised estimate for my tax bill, and a new assessment with the increased tax basis of my home, they refuse to recalculate my tax impound. As a result, I will be paying (somehow) an extra $900/month until they receive the tax bill AND take whatever time they will take until recalculating my impound amount. The math is: August payment through November (assuming they won't recalc immediately upon receipt in early October) = 4 months x $900 additional = $3600. No idea where this money will come from, and it definitely is a hardship for my family. Before I refi, I will be asking whether the lender uses CMC as their servicer, and refuse to do business with anyone that does.

    After 4 years of easy Mortgage payments through monthly debit, they cannot debit from my bank account because they are using routing information from old pre-merger information. The number changed 3 years ago. I now have late fees and charges because of their error. The bank shows no attempt by SLS to debit the money from my account for the past 7 months. So they now demand that I pay by certified check. No one there will try to help solve the problem or look to the back office to solve the issue. In addition, today I received a check sent back to me by them that appears that they are generated online bill paychecks from the old bank. It has always been debit. SO how did they make this check? Are they trying to take money from 2 different banks? They will not talk to my bank. So until I can re-finance I am stuck with them and their fees for their incompetence.

    BEWARE OF THIS COMPANY, THEIR CUSTOMER SERVICE IS NON EXISTENT. THEY TALK IN CIRCLES AND NEVER ANSWER YOUR QUESTIONS. My mortgage was transferred to this company. Six months later a notice appeared on my statement referring to my bankruptcy from 2006 (and has been discharged for over 5 years now). I called to ask why this notice was on my statement and what did it mean. Three transfers, two disconnects, 30 minutes on hold, and an "all of the managers are in a meeting and can't talk right now". Later I got the escalation department where a very rude woman STILL wouldn't answer my questions before sarcastically wishing me a nice day and hanging up. If you have a choice, do NOT do business with this company. If you suddenly find yourself a customer of theirs, do yourself a favor: run away, run fast and run far.

    Every time I speak with a representative, he gives me a different response from the previous one. They received a fax from me and within 10 days they didn't report it to the system, it didn't appear. Always apologizing for the contradiction for the previous information. One month after having my documents and more than 30 days after having the check of my insurance, they have not released the first part and will do it for an amount that is not the one explained from the beginning.

    My HELOC was unfortunately moved to SLS in 2013. I never received any communication from them until May of 2019 saying they were going to foreclose on the property because I'm 2 years behind on payments. I sent them 6 years of bank statements to prove I never missed a payment. Their "customer service" people are stupid, rude, and don't understand common financial language. I've sent them multiple letters and their story changes and their fees go up. I'm meeting with an attorney Monday because I'd rather give money to my lawyer than to them. I've asked for escalations and I'm told I'll get a callback. Their office is 20 miles from me and I've tried to arrange am appointment and no go. Absolutely the worst company I've ever dealt with in my personal or professional life.

    A SLS representative informed me that payoff quotes must be requested 30 days within closing. After following their instructions, it seems the wire was received 2 days after deadline (closing was within deadline). I had no idea the 30 days was receipt of payment and not closing and SLS waited a week and a half to contact me to say I owed over 800 in late fees and interest accrual. It took 5 representatives to actually break down the money owed. They offered no consideration for this penalty - I was fine paying two days of late fees... not weeks until I was informed. The highest level of customer service told me to pay it or the amount would continue to grow. Such an awful company...

    This company is beyond awful. How are they still in business? The representatives are awful and make snide remarks, when I try to make a payment online conveniently the automated system always drops and hangs up and the. Ext day there goes a late fee. I sent a fax requesting a form that I desperately needed. 2 weeks later the request isn’t even uploaded to my file. They don’t even update payments regularly to the credit agencies. The list can go on and on.... Terrible company to say the least.

    So I have a mortgage through GMFS. In order to pay online you have to go through SLS. Their website sucks. You can’t pay with a debit card online and when you call to the automated system it automatically hangs up on you. Almost every time I call to speak to someone they say they are busy and will call back. Maybe they will. Maybe they won’t.

    After Wells Fargo completley screwed up our refinance that took almost a year to straighten out they sold us to their little brother SLS, I say this because these people are as slimy if not worse than Wells, you get unexplained escrow charges, and no one will explain any of it and they will not send you any documentation that makes sense. My advice is to run from them as I am and get an attorney.

    This company SLS is nothing short of extortion. We were sold to SLS by Wells Fargo and was immediately sent a notice of intent to foreclose on our property. We contacted them and was told we needed to pay $4056.57. We paid this amount in full. We were told on recorded call that we were completely paid in full and current and was given confirmation # for that payment. Then the following week we paid June's payment on May 10, 2019. Today June 17, 2019 we called to make July's payment and now we are being told we More late charges that SLS stated, that there late charges for inspections and home review and property appraisals. None of this was even brought on recorded conversations at the time we paid and were told the account was current and next payment was due July 1 2019 and that was on May 10 2019. This company is crooked and should be investigated for creative billing. Sincerely, under Al Capone's shadow.

    Homeowner for many years and my loan has been with different lenders over 15 years. Specialized Loan Servicing put an additional forced placed insurance on home when it was already covered. It took 8 months and countless calls emails, faxes to get this straightened out. They basically tried to extort money from me and place home in foreclosure all while holding payments stating they weren't enough with the added extra insurance. All was basically rectified to a degree but they tried to snake extra expenses on loan. Trying to buy new home and this still creeps up.

    I have been a homeowner for decades and have held mortgages with several different companies. Sure, there are issues, but nothing compares to the nightmare that is SLS. Without explanation, I get an modified monthly bill, raising our monthly mortgage payment from $1300.00 to a horrifying $2400.00. When we called, we were told that there was a shortage in our property taxes for two years! They gave us 30 days to pay $24,000.00! That amount, according to SLS was the two years past shortage and the year ahead that had to be paid in full! After I finished choking, I called them. Each explanation I was given was different from the previous. One fact was clear, I had no alternative but to pay the total ASAP, or they could apply the shortage to our monthly mortgage for the next 5 years for a whopping $5000.00 per month. Insanity. Whoever is out there that has the stomach for a class action against these people, I am in.

    Our home loan was moved to SLS, as such we have found their customer service to be fine. Though, they do not have an email address for communication which is surprising. It will be good to have an email address for communication, so that important though not so urgent matters can be communicated. Overall, we are happy with their customer service though.

    I have to be fair and conduct a reasonable approach to talk about my experience with SLS. In the coming years after purchasing my condo in the Era of predatory lending during the age of Obama as president. The term predatory lending and results almost led to the collapse of the American financial industry, once again. There are laws that protected Americans against predatory lending, but during the Clinton and Bush era. Obama was left to clean up the mess, and big banks were bailed out except for the very people whose left as victims of predatory lending. Just imagine, over a million families was left homeless a year or monthly even. I believe this has not only endangered Americans but has caused homelessness on the streets. There is a direct link but once again you need to do your research. I won't give you that answer because I believe knowledge should be sought and digested.

    My loan has transferred several times in the hands of debt collections. I had to protect my home and loan by chapter 7. I will first say that it's my disgust that the financial agencies was let loose by an era of presidents who signed off on it. You should do your own history check, because then you'll know for yourselves. Anyhow, I hired an attorney to settle all my debts. My attorney says that the SLS people is unmistakably unorganized, the "left hand and doesn't know what the right hand is doing"? Or, this is deliberate to confuse the process for any parties who demand services to help settle their loans.

    However, I will get to the facts now. I've been current on my first loan, but I have to face my second loan. I received a letter from SLS who took over my second loan as stated that my loan is in arrears and that they will foreclose my home in 30 days. The letter was sent 05/10/2019. A tactic many of them know is illegal when accompanied by an attorney, but they try anyways. I don't care anymore for I know it's a bad deal. However, I'm ready to face the music. I'm not afraid for a toxic loan such as mine. A predatory loan was sealed in its fate. I encourage you to write to your congressman and senator.     I have a late payment and when I sent two cashier checks to cover for the previous and the current month, they only applied one payment into the statement and continue charge me a late fee for the other month because of non mortgage payment. But I have a proof of the USPS Priority Mail signature confirmation showing one of their employees signed receive the envelope (I put two cashier checks in 2 small envelope and placed in one big USPS envelope). I don't know somehow why or somehow they lost one of my cashier checks. I contacted them and they transfer me around between their departments, because loan payment department not working together with accounting department and they don't who have my checks.

    I can't believe why the big Fannie Mae hiring this company to handle their mortgage payment. I called my bank and they said the only way is they will cancel that check and give me a new one to send to them but they need a fax from SLS to confirm they did not have a check and will not cash it. But SLS have never send any fax or any communicate to my bank. They lost one of my checks and don't know where it is. Finally, I contacted Fannie Mae after find out they are my lender (SLS don't tell me). Fannie Mae said they will investigate and after a few months my problem resolved. Now I am waiting for a good time to refinance my home and get rid of SLS, a very bad management company I never seen before.

    We have sent in multiple requests to have our mortgage insurance canceled and each time they tell me they haven’t received a fax even though I have 2 confirmation sheets. They are completely unhelpful when we call, telling us to send another fax. This last time we sent a fax, email, and mailed in the request documentation and they STILL are telling us they don’t have it. I’m ready to take legal action against them as they now owe us 5 months of back pay for the insurance we’ve paid.

    Last November Direct Mortgage sold my Mortgage to Specialized Loan Servicing. I was told there was not enough money in Escrow and that my payment had to increase to cover the shortfall, my Escrow payment went from $296 a month up to $495 per month, so what they are saying is my Insurance and Taxes have increased $2388 dollars in 2019 over what they were in 2018, I called them about it and it was like talking to Dumb and Dumber. No clue what I was saying and didn't really care either.

    Currently there is about $1800 dollars in Escrow. For the year there will be $5940 dollars collected to pay about 2000 dollars taxes in November and $1300 dollars for insurance in December. That gives them $2640 dollars extra over and above what is needed for Tax and Insurance, this is nothing short of extortion on the largest scale. These people should be investigated and shut down and thrown in jail for extortion and Blackmail. "Don't pay it and we will take your house!"

    I was contacted by SLS that I owed over $7700 because they were opening up an escrow account for me because of unpaid County Taxes. I contacted them to confirm that I had already paid my County taxes. They indicated that Core Logic sent them a report indicating that I owed over $5038 in delinquent taxes. My County taxes are only $4500. I contacted them again and indicated that the taxes were lower than they had accessed and at that time they indicated that they had already paid the $5038 to the County. Because of my claim of already paying the taxes, they asked the County to refund the monies they had paid.

    The County returned all but $10.00 and now they have applied that to my next mortgage payment. I contacted them again and asked them to remove the $10 from my bill since it is the County that owes them the money. They indicated that I should call the County and get them to refund the $10 to them. What sense does that make? I continue my honest inquiry.

    To Whom IT May Concern: I have contacted with Specialized Loan Servicing LLC for many times in the past years, to request for a loan modification or/and any solutions but all have been denied at those times (when my home was underwater/under market value). Today The Value is rising up, No more underwater situation then SPS come back to put a lien against my home and force me to FORECLOSURE.     This company should be brought down. They are fraudulent and force people into foreclosure. My loan was transferred to them a few years back and once I was notified I was told I was behind in payments and needed to bring my mortgage current plus late fees. I was unable to pay 3 months at that time so they started the foreclosure process. They never once sent me a bill because they claimed I had a prior bankruptcy that was in 2006. They said they were not allowed to contact me because of the bankruptcy.

    They however managed to force me into some homeowner insurance saying mine wasn’t sufficient and they proceeded to bill me on it. I made several attempts to get a modification and time after time I was told, “Sorry we didn’t receive this doc or that doc.” I’m NOT sure how the feds have NOT shut them down as they operate under different names constantly. It’s a racketeer and they need to be stopped. My house was just sold back to their bank and I need help.

    Our mortgage loan was sold to SLS recently. I have been sending in extra payments marked apply to principal routinely to try and pay this off. Each extra payment I have sent in has been applied towards the monthly payment and not the principle balance of the loan. I tried for days to send a fax and the line was busy. I call and ask that they remedy the errors they created and am assured it will be changed. Time and time again. I look today to see if the extra payment I sent last week that was to be applied towards principal amount was actually applied towards principal. AGAIN. It was not. My next payment is due in October according to their website. Of course they want you to set up automatic payments when the last thing in the world I would want to do is give them electronic access to my bank account. These people are not ethical in their behaviors and should be investigated by the Consumer Fraud Division.

    My accounts were transferred from BOA to SLS after 12 years. It has been a colossal waste of time. Have spent 3 months in a row and an hour or two each time in this process and they still can't get it right. First they go from not drafting my account to drafting odd amounts. The customer service today abysmal. They are clear on they don't know what happened, want you to know you are on a recorded line and heaven help you if you have two accounts with them. The real angst here is that you can be transferred to them by another lender, who gets paid for the transfer and you are left at the mercy of this type of company. Terrible doesn't even begin to describe.

    Loan was transferred here in March of 2019. We decided to pay off this loan when I called to get the address to send a certified check (which they require to pay off loan or send a wire) the man gave me the address to the wrong place. A week went by and I checked my online account expecting to see my loan had been paid in full only to see it had not.

    I called and talked to a "Madison" and asked about my payment and that's when she told me that was the address to wire the money in not to send a check. She then told me that she sees no notes in my file that says I talked to anyone for them to give me the wrong address and that they would have to pull the call logs. I said the reason for my call is to ask if my payment went thru and if that is the wrong address will it be received and credited to the account. She then told me it wasn't her problem and that I should call my bank where I got the certified check from and cancel the check . I even called back and talked to someone else who assured me the check wouldn't go thru if they received it at the address I was given.

    I went back to my band cancelled the check and sent a wire straight to specialized loan servicing so it would go thru the same day. Two days later I receive a call from my bank stating that specialized loan servicing had received the certified check and cashed it and I was to call them and cancel the wire transfer. As I called them all they could tell me was the kian has been paid off and she could put a note in the file that customer is requesting a refund on the wire transfer which of course will take two business days. She couldn't tell me any information of which payment had went thru or if both payment were received. She rambled on about the different addresses that take payments (which clearly I no longer needed) and didn't have any answers to any questions I asked.

    After reading all the reviews on here I am scared I won't get my payment back. This company is the worst I've ever dealt with. We had the other mortgage company for 13 years and never had one problem. DO NOT GET A LOAN THRU THIS COMPANY. They are rude, unprofessional and not knowledgeable about their own policies which seen to change with every phone call.

    My loan was transferred the end of last year to Specialized Loan Servicing. I started to realize my mortgage payment go up $60 more per month. When I finally got to the bottom of it, it showed I was negative my escrow account and they were adding that to my monthly. I was never notified about it and when I called to ask the representative could not tell why this was. She couldn't even see my escrow analysis and wanted to know what I wanted her to tell me. Then she blamed my wife saying, "Maybe she didn't tell you anything" and that's not their fault. I was heated. She states, "I'm going to transfer you to a customer service department." Here I thought I was already talking to that department. Then she hangs up on me. I just cant believe this company is still in business.

    My loan was transferred to Specialized Loan Servicing by Wells Fargo last year. I just received a notice that my escrow account was short by almost $4,000.00 and that if I did not pay this shortage my monthly payments would increase by almost $500.00. I couldn't believe it, how could this be. I noticed that on the statement there was an almost $3,000.00 charge for something called a subdivision maintenance fee. (Which turned out to be property taxes as well.) I called SLS, the rep that I spoke with did not know what these charges were. I called my county tax department and was told that My property taxes had been paid in full in December, 2018. They were always paid twice a year half in December and the other half in June. For some reason they paid the taxes in full for the whole year.

    I'm having a very difficult time with SLS to get them to take the additional charges of almost $4,000.00 off of my escrow account. I was told that if I don't pay the almost $4,000.00 by May that it would be added to my monthly mortgage payments that would total an almost $500.00 increase in my monthly payments. I have automatic payments deducted from my account, but in no way am I able to pay an additional almost $500.00 per month. Talking with them has not been good, they are rude and not willing to help.     My home loan was sold to a new company and SLS started servicing my loan payments. They have been impossible to deal with from day one. They are always rude on the phone, and make everything much more difficult than necessary. I needed to get away from them, so I refinanced my loan, and my new lender paid off the loan last week. I was so excited to be free of SLS, until, lo and behold, SLS pulled an automatic debit off my savings account for $9,400 after the loan was completely paid off! I couldn't believe it. I called them, and the told me that it is MY RESPONSIBILITY to tell them to no longer take money from my account, even after the loan had been paid off! Who in their right mind would expect to continue to be charged loan payments AFTER the loan was paid off?? Where I come from that is call robbery!

    I called to complain, and they were so rude and made it seem like my fault, and made no attempt to help resolve the problem. I'm so frustrated I can barely control myself. This is a huge amount of money and they're just leaving me in a lurch. Now they're telling me it is going to be at least 14 days before they return the money to me. SLS is an absolute garbage company and I hope they go out of business because they are preying on innocent people with devious tactics.

    SLS has a second on my home after IndyMac sold it to them. I had a son pass and the real estate market crash around the same time, I was a realtor. I had no other choice after a few years of struggling financially but to file bankruptcy, prior to bankruptcy I had stopped making payments to SLS. A few years after the bankruptcy I started getting letters from SLS, and I'd call them to see how I could resolve any issues, and each time I was told that I didn't need to do anything, also that I didn't need to call each time I received a letter, that the letter was just something they had to send out.

    Well, now after about 3 years, I get a letter stating that my home is in foreclosure! What? I call again, and the person I spoke with was so rude. Just told me I had to pay $11,000. to bring my loan up to good standing, now how did they come up with that number? I asked to speak with a supervisor and I was told that I couldn't. So a few days later I call again, this time I got someone that gave me the number to a supervisor. He, however, was the rudest person that I had talked to yet. He said I had to pay $11,000. to bring my loan current, I asked about a loan modification and he basically said good luck.

    I'm almost 62 and I'm no longer selling real estate. I have a good job and asked if there was some way they could work with me. I don't want to lose my home. He told me that I had a 50/50 chance for a modification or any assistance. Now none of this is showing up on my credit report and a lender friend of mine says he can't find SLS on any documents attached to my home. My friend is pulling preliminary report because he doesn't think SLS is legit. Nothing in county records as to a lean on my property. I'll wait and see what is discovered on the pre-lim. This company and most the the people I've encountered are a bunch of bullies!! How can they be in business and treat people the way that they do. What a shame.

    I have had issues with SLS ever since changing BANKS the end of October! My Bills are all autodebited. I have called so many times, I have lost count!! Sometimes talking with the Escalation department or a supervisor, always being assured all is in order, I have followed their explicit instructions, setting up autodebiting, sometimes with them on the phone, or calling after setting up to verify! Always being assured all is in order. Then I get a statement that the payment was not applied, with a late fee! I call and am transferred, sometimes two and three times! Finally it is fixed, only to happen again :( I changed from monthly to Bi-weekly Jan. 1st. I made an extra payment in December!! There was a glitch with this!

    They reported a delinquent payment to the credit monitoring agency And it was their fault the payment was not applied. I have asked them to remove it to maintain my excellent credit and because it is not the truth! Now they have increased my escrow $500 plus dollars. I HAVE LOST ALL FAITH IN THIS COMPANY AND WOULD RECOMMEND YOU RUN AS FAST AS YOU CAN AWAY FROM THEM! I do not think they are honest and the customer is definitely not number one??? I am so sorry to have to report this, but I do not want another customer to have to endure what I have endured!??? It is extreme! I believe their employees are poorly trained and some of them incompetent.

    Send your bill to them certified. Certified mail tracks where your bill goes and all the dates. Yes you can send certified to P.O. Boxes. The carrier will deliver the bill to the front desk for someone to sign for and they will put a slip inside the P.O. Box so that whoever is picking up their mail will see the slip. There’s no way for them to avoid it. If they don’t sign for it, this is documented proof recorded by the postal service you can use in court that they are turning down your payment. It will show that you kept your end of the bargain by sending in your payment and it’s all dated. You can sign up online postal and print certified labels and also buy the certified envelopes or you can just go to the post office. Either way, you get a tracking number.

    My prior Mortgage Company was Wells Fargo Mortgage. No reason was given why Wells Fargo transferred my loan balance of 20,000 to Specialized loans in November of 2017. I paid off my mortgage in full August 2018. Till this day I have been calling, writing about getting my lien(mortgage) discharged with my local Plymouth County of deeds. I need the loan lifted. I am selling my home and need the county to show nothing is owed. The First 3 months SLS tried to say they sent it electronically and it's done.

    The Plymouth county of deeds has no indication anything had come. Now, for the last 4 months they say the deeds office is rejecting their power of attorney signature and they dont know why. I been told though SLS owns my loan and they have everything correct on the lien discharge document. I have been inquiring every two weeks what they are doing to solve this problem. They have no answers except working on it. I have spoke to supervisors, managers and they can't give me any information. I am trying to sell my home and it has been now 7 months now and they can't get my lien discharged. This company is a place you dont want to do your business. They have no idea on how to follow thru with the legal process of discharging loans.

    I am so tired of these clowns! I was notified that Specialized Loan Servicing had purchased the remaining portion of my house loan six months ago and they have not once been able to provide a correct bill, figure out their own auto payment system, figure out how to pay the correct amount of property taxes. To top it off every time you call someone there it is like they are hearing about what they do for a living for the first time. If you have any choice, run!

    On February 11 2019 we received a letter from Wells Fargo informing us that our home loan was being transferred to SLS on March 01 2019. I am no lover of WF. We mailed a payment to SLS and they cashed the check (posted with our bank). Today, March 16 2019 we receive a letter in the mail from SLS saying we owe 2 payments on April 01 2019 and the statement does not show any payments posted. This statement is dated March 08 and the check posted March 07. I called SLS, the first call was a hang up after being on hold for 4 minutes.

    The second call I spoke with Oscar ID #**and was informed these letters are auto-generated. I informed Oscar that they cashed the check on the 7th so why would a letter showing no payment be auto-generated on the 8th. I also informed Oscar that I wanted a new letter mailed to my home showing that the payment was made and I also wanted it put into our file. Oscar informed me that that is not usually done. I informed Oscar that I wanted to speak with a supervisor or manager. Oscar was going to transfer me, but you know - I got hung up on.

    SLS "service" vs root canal? Not sure which to choose... At least the dentist offers anesthesia. I've had 7 mortgages over the past 30 years and I have NEVER experienced the blend of incompetence and apathy that SLS agents deal out. The lack of professional pride and inattention to detail are manifested even in their automated systems. Today I spent 30 minutes navigating their IVR and waiting on hold to make a payment only to be disconnected (which was bittersweet since it meant I didn't have to speak to them). We have had escrow accounts miscalculated, payments misapplied, submitted documents misplaced, the list goes on and on and on. If your mortgage company uses SLS for servicing I recommend finding a different mortgage company.

    My loan was recently transferred to SLS from Wells Fargo after many years. I have now made 2 payments on the new loan and still my mortgage is not being reported to the credit bureau. When my Wells Fargo loan showed as paid off, my credit score dropped 14 points, so I have been patiently waiting for the new company to report my mortgage and would expect my credit score to return to its previous number. I've simply called in to find out when I can expect this mortgage to be reported to the credit bureau - I am in the market for a new loan and my credit score is critical to interest rate I will receive. I've been on hold for 1:01:40 at the time I am writing this review. This is beyond unacceptable and totally ridiculous. Unfortunately, I have no choice...I'm stuck with these idiots. POOR SERVICE!!!

    I paid off my loan with SLS out of a refi. The payoff demand stated I had only paid interest through Oct. 2018. However, I have their own account statement and document stating interest was paid through Nov. 2018. The escrow company assured me I would get a refund so I went ahead and closed the refi loan or my rate lock would have expired. I have been shorted by $1725. I have emailed their customer service 6 times in the past month with all of the documents, spoken to their customer service several times, and tried to fax my documents but both of their fax numbers are busy 24/7. To date I only got a letter stating they are researching this in response to a claim I filed with consumerfinance.gov which is a federal agency. I also filed a claim with the CO Attorney general but just got back a boilerplate response saying thanks for the info. I have never seen a worse company in 40 years of business.

    My prior loan servicer transferred my loan unexpectedly to SLS. I've had this loan 14 years and have never had a late payment. I tried to schedule my payment at the 1st of the month like I have for 14 years. Since the payment isn't due until the 25th, they refused to schedule my payment! (WHAT?!) They claim "the system" won't let them schedule a payment before it's actual due date. I can only make a payment when it's due or after. So if I don't pay right on the 25th, it's technically LATE. They're not willing to make any concessions. Reps are condescending & unhelpful.

    Wells Fargo just sold our mortgage to this company and I am truly mortified about what might happen. We were given an account number and when we went online to set up the account the account number was not recognized. Our home is a VA loan and we're contacting them to see if anything can be done about this company. I also found this website giving information on how you can legally deal with this company.

    On the 5th of February I needed to make my mortgage payment and I've done some many times online. My payment was processed, at least I thought it was due to a confirmation email being sent within 5 minutes. Two days later on the 7th I received an odd email which stated my payment for the month of February had been returned. Keep in mind I'm at my office at an off-site meeting so I'm concerned as to why. Did I do something wrong or was the loan being sold again?

    I immediately called the number in the email and per the recording I could request that my call not be recorded simply by advising the associate that fielded the call. Apparently during the confirmation process I entered the information incorrectly but my call was still taken by the associate with Loan Servicing and she asked, how she could help. I immediately advised that "I didn't want the call to be recorded." I believe in the right to privacy and if given the option, I will ask for that right. I was then told by the associate that if I wanted to receive a call, they would have to call me back and it would be roughly fifteen to twenty minutes until the call could occur. During this exchange it appeared that the associate was frustrated by my request and an attitude was present.

    I asked if she knew which number I wanted a return call and the reply given was, "I have it". Understanding that little ground was to be gained I thanked her and moved on with my evening. Thirty minutes later no call received and when I called back into their office, it was already closed. I waited a day or two and thought nothing of it since I logged into their site and noticed their recording mentioned "Last payment received on February the fifth in the amount of **".

    I believed since no return call everything was fine and I should think nothing of it. Boy, was I wrong. Ten days later I receive a letter in the mail which states again that my payment was rejected and if I have any questions, I should call the number provided. Again, a call was made into the office and through the verification process; all the same messaging. Payment received last on February 5th. I repeated myself to this new associate that I wished for the call to no be recorded. She then replied that it would take another associate to call me back on a separate line. I agreed and I'm still under the impression it would be a return call within the next twenty minutes or so. Again, same results.

    Two days later I received a call on the wrong phone line but an associate from this company and I ask if she is calling on a non-recorded line and related to my request. She advised she wasn't and the line was being recorded. She then explained that when that request is made it may take up to seventy-two hours before a return call is made on their internal time frame. I thank her for the information and she advises give it a couple more days.

    So, now we are twenty days later and still no resolution and multiple attempts on my part. I'm determined to get this resolved and hope that it doesn't affect my credit rating. On the twenty-eighth of February I get a new associate named Lexi. Very nice and was actually willing to not only listen but take some action. She advised me that she was sending an IM to her supervisor (Bridget) and I should be receiving a call within five minutes or so. While still on the call, another comes in from Colorado. I thank Lexi for her time and for her going to extra mile based on prior experiences.

    The supervisor takes the call and asks for a couple of moments. I'm under the impression that this will be resolved and the supervisor will see the call history or attempts and be open to hearing from me and assisting. Once the account was pulled up on a non-recorded Bridget doesn't offer her name at first or asks a standard question, "How can I help". I was surprised but I begin to explain the same story just mentioned above. She then asks me to read off the routing number and explains that it was my error. I should have realized this and made a payment. I was shocked! I explained that I thought I made a payment and no detail was given in their letter nor was a return call made based on my request to understand the reason. She asked what she could do and I replied I was looking for late-fee review/dismissal since I tried earlier to make my March pay; a day early.

    Bridget replied that they did nothing wrong and they weren't going to waive the late fee but it may be up for review at a later time. I was shocked since I used to work for a financial institution called BB&T and they too serviced mortgages. In additional, a waiver can be granted at that time as a one-time courtesy. Bridget then went into detail to advise that it was my fault and the delay was due to the non-recorded line. She stated, "You may be a private person..." I was offended by this since I'm a very public person but I am not open to my conversations being record and it was more to the right of privacy. I then asked if she had an attitude problem since while saying this she seemed to take great care in being very strong with her word choose.

    Basically, Bridget told me that I needed to make a payment and another was "right around the corner. What are you going to do!?!" I then replied that I wish my loan could be serviced by another company and the late fee waived. She replied "I don't know how to respond". Overall this was a terrible experinece because based on the informaiton I looked at on their website I was good with a payment until a couple days from the seventh. I attempted to pay but only wanted the late fee waive.

    I was only given the runaround, especially when the first associate I spoke with today named Lexi stated that the associate responsible for calling clients back on non-recorded lines had done it for quite some time. Poorly managed and poor leadership, at least to the level that I spoke with. I encourage everyone to document all conversation in your preferred form and expect as little as possible from this company. If you can also speak to your local bank or original mortgage company and they can purchase your loan back; do so. I missed General Electric Credit Union.

    My 2nd mortgage loan was sold to this company. I was paying just fine when suddenly my payments started to be returned to my bank. I called them many times and every time I would get a different story. Finally one day they told me I cannot make payments online anymore, that I needed to make my payment over the phone each month and every month when I call in they try to charge me a fee for making my payment over the phone. Now I can’t find their phone number or website. How am I supposed to make my payments? This is ridiculous.

    I initiated a PMI refund in December 2018. The money was refunded to SLS in early January 2019. It's now February 22nd and I have yet to receive my refund from SLS. I was told the check was mailed on February 4th. I call every day and asked to speak to a supervisor in consumer escalation and no one returns my phone call. This is the absolute worse company to deal with. If I would have known that SLS would have been servicing the loan for Equity Prime Mortgage, I would have gone with a different company. Aliyah and Matt are the supervisors in Consumer Escalation. Anyone know who is above them?

    I have just been notified on 16-Feb-2019 (letter dated 11-Feb) by WF that my loan has been transferred to Specialized Loan Servicing LLC, effective 1-March-2019. After reading all of the comments, I am shaking in my boots! I shall start my search "immediately" for a "new" servicer! I will also pull my escrow account to self-pay! I have received no correspondence from SLS regarding this change! I have been with WF since my mortgage began seventeen years ago with no problems!!!

    After 12 yrs with another mortgage company my home loan was transferred to Specialized Loan Servicing. They really need to change their name. They are not a competent business. SLS is horrible. They specialize in taking people's homes and/or take money unfairly. I never had a problem with my previous lender. Ever. I have had nothing but problems with SLS since my loan was transferred to them a few months ago. Every. Month. And it's just getting worse. I've been lied to & told that my problem with them is getting corrected. I've been told that a supervisor would be taking care of my case. To date, no supervisor has been contacted, unless my complaint is really being ignored by their Administration. Please put notice on here if there is a class action lawsuit against them. I'm in.

    I had several calls to customer servicer escalation department, their service is a nightmare (my previous servicer was perfect). This company has come out with fees and ideas that you can not imagine. Fees: as being three-time late on my payments when I had proved to them via fax with a copy of canceled cashier checks that my payments were sent on time. The latest on the 8th of every month. The earliest on the 3rd of every month. Stories as I am or loan was placed in BK. This never occurred. SLS associates' names are Diana, Miramar, Catherine, Jeremy, Kaley and the last smart one is Craig who made me wait and cut my phone call (after I gave him dates, times, names and log follow up). This company and associates are the worst in the industry. I guess they are trying to send people to foreclosure without any reason.

    Some years ago (I don't remember when) my Home Equity Line of credit was transferred to Specialized Loan Servicing. Five years ago I had to file a Chapter 13 Bankruptcy, and although I was never in arrears with SLS that loan had to be entered into the Chapter 13 filing as a debt. For the past five years the Chapter 13 Trustee has made the payments to SLS for me, and I started making them on my own this past November once my bankruptcy had been discharged.

    I just got a notification from one of the credit bureaus that there had been a negative comment on my report, and that my credit score had dropped. It turns out that SLS has reported me as being 120+ days (over 2 years, actually) delinquent on my payments! Furthermore, they have reported the original loan amount as being outstanding, which does not reflect 12 years of regular payments that they've received. They have been unresponsive to my communications, and would barely talk to my attorney today when she contacted them. Although both of us have sent documentation to support my claim, their response is that I will need to file a dispute with the Credit Bureaus if I want this resolved.

    In the meantime, the credit rating that I have slowly been rebuilding has just taken a huge drop, and I am saddled with the responsibility of a battle to restore my reputation. The simple solution would be for SLS to review the documents, and then correct their error, but they do not seem to want to make even that much effort to correct a serious mistake on their part.

    For the record, if I could rate this service a zero star (or negative) I would. Unfortunately, since most of us have no say in where our loan is ultimately serviced, these reviews are mostly worthless, since previous complaints are all AFTER our loans have been transferred. So some advice to anyone applying for a home loan; if there is any way to write into the contract that the originator holds the loan (my prior loan was with Capital One and they serviced it the entire decade I was with them) I would highly encourage you to do so. The service provided by SLS is tragic on so many levels, but the inability of anyone to actually service, understand and remediate any problems is a disaster.

    It took me dozens of calls and 15 months of overpayment of escrow to get my excess back (due to a pay by legal situation), BUT the key is getting any problem escalated and getting the phone number of whoever is working on your case. Now I will continue to call the same exact person any time I have a problem, and they generally return a call within a day. This company should not be in business, in my opinion, or it should hire competent people that understand the underlying product, mortgage servicing, which the majority of employees fail to grasp the concept of.

    Updated on 02/01/2019: Update to our previous Specialized Loan Servicing (SLS) feedback. One contributor commented, "these reviews are mostly worthless, since previous complaints are all AFTER our loans have been transferred." Regardless, consumers STILL need be aware of how inefficient, unprofessional and disorganized this party (SLS) is, how substandard their service is. The more documented details about this entity, the better for consumers overall. Consumers can glean from individuals’ feedback on this forum the information they feel is pertinent to their issues, situations. So, "useless reviews"? Not at all but rather all pertinent to disclosing the gross deficiencies of this entity, Specialized Loan Servicing.

    However, that same contributor was correct. SLS's service is "tragic" on ALL levels, grossly substandard, unacceptable and, ultimately, very damaging to consumers' welfare. Perhaps by publishing valid (keyword: “valid”) feedback about SLS’s gross inefficiencies additional class-actions will be filed, with the possibility of forcing SLS out of business (and sending their parent company, Computershare, back to Australia).

    Original review: Many of the complaints here are indeed valid complaints. (Un)Specialized Loan Servicing (SLS) allegedly purchased our mortgage from Wells Fargo Home Mortgage in November, 2018. However, it was WF and ONLY WF who sent a notice advising us of this change, LESS than two weeks prior to our next mortgage due date.

    No communications whatsoever were received from SLS forcing us to make several phone calls to SLS. Nonetheless, we mailed a payment to this party to the address indicated on the WF communication (USPS) in the absence of any communication from this party. That was just the start of the problems, the tip of the massive iceberg. The litany of issues and complications goes on seemingly ad infinitum. For one, the payment mailed on 11-22-2018 for 12-01-18 was NOT deposited to our bank account for almost 4 weeks, therefore we had no idea about the status of our payment.

    Next we were able to set up a "user" name and password (with a great, GREAT deal of difficulty such as being bounced from SLS's website to Computershare (the inept Australian owners of this company) back to the SLS site, several links within the SLS site, Computershare, SLS, etc, etc, etc. However, the SLS site returned a message that an account, details or information (mortgage) could not be located related to our mortgage or names. With a great deal of persistency, time and effort we were able to obtain a mortgage number but SLS STILL could NOT locate an SLS account related to our mortgage!

    Fast-forwarding through a number of other problems, after finally being able to login into SLS, at the beginning of January 2019, we could only view scant information about our account. Fast-forwarding through yet even more exhaustive communications and account issues (this company does NOT provide email addresses nor does their online communication portal provide complete message threads NOR the option to reply to their reply), to this date, we have NOT received a single mortgage statement NOR can we view mortgage statements online, NOTHING.

    In a conversation with SLS supervisors on January 22, 2019 (2-1/2 hours) we were told that our account had a "lock" on it which they called a "mail code lock", preventing access to mortgage statements and, two, making online payments, all due to a Chapter 13 repayment plan that had been dismissed (completed) and registered as such with the courts for over two years. The former mortgage company (WF Home Mortgage) had removed all references to that CH13 and we in fact have established credit lines with 3 major credit card companies with high limits. Our FICO scores are 800-820 and continuously rising.

    Bottom line, SLS should not have "locked" our account due to a DISCHARGED CH13 case that had been registered as discharged with the U.S. Court for over TWO years. Further, SLS irresponsibly picked this invalid information up from some obscure, severely out-of-date public records since WF had no references to that CH13 on our mortgage account and, again, we have reestablished high credit limits.

    The site is still difficult to log in to. Scant information on our mortgage is available and, again, we are still struggling to resolve the litany of issues with this disastrous mortgage acquisition. This is simply one of the most disorganized, inefficient (servers down for more than a day, also shutting down the telephone lines) and, as many others have commented, one of the most unprofessional entities in the financial industry. Lastly, we've learned that there was a class-action lawsuit filed in 2018, in the NY courts for almost identical issues, "misrepresenting the character and legal status of a consumer’s debt" (SLS locking our mortgage account for a Chapter 13 case that has been discharged for OVER two years).

    Our next steps will very evidently have to be contacting the SLS CEO (Toby Wells) and Computershare US CEO (Nick Oldfield) instructing them to resolve the aforementioned issues immediately and valid, rightful demands for damages (distress, confusion, excessive irritation and agitation brought by SLS's inefficiencies).

    Here is my experience in a nutshell: They increased escrow and did NOT tell me (they say they sent a letter, I did not receive it). I continued to make the original payment... The delta is/was $93...that they put the amount in a pending account AND charged me late fees. So why the increase in escrow? Because they estimated an increase in homeowners insurance. My insurance company confirmed my rate did NOT go up. So Specialized Loan Servicing increased my escrow just because. Specialized Loan Servicing increased escrow for no reason, held onto my original payment, and the kicker? Dinged my credit for late payments, which is now greatly impacting my ability to purchase a home. Hate is not a strong enough word for how I feel about SLS. How do I as a consumer remove Specialized Loan Servicing from my life?

    Horrible company. Makes mistakes all the time and does not own up to it. Has made several escrow calculation errors in the past. But now they have crossed the line. I make all my payments on time and even pay extra every month. They took my money from my account, as usual, for the November payment and did not apply to the mortgage payment. As a result they reported a delinquent payment to the credit bureau. They had my money and reported me as delinquent. This is so wrong!

    Now, 2 months later they state they have corrected the issue, but that does not reflect in the credit bureau as it may take sometime. I requested a letter from them stating they have corrected the issue or has the intent to do so, but they refuse to issue one. They told me file a dispute with the credit bureau. How is this fair? I did not make any mistakes but I have to be running around to correct your error. Please own up to your mistakes and do the work to have this fixed. Stop pushing off your incompetence to me. Also please do me a favor sell off my loan to another company.

    SLS has overdrawn my account twice this month. SLS withdraw my monthly payment on 1/4/19, then again 2 more times 1/8/19 and 1/11/19, my checking account is overdrawn by thousands. My bank understands the problem, reversed the charge but it takes 24 to 48 hours and gave me suggestions on how to deal with the mortgage company.

    Since 1/8/19 I have call SLS 5 times, ask to speak to a supervisor 3 times, promised that SLS supervisor would call me back. Nobody has called me. A rep said she saw the problem, she said SLS got paid and should be taking the money. All I am asking for is for them to stop charging my account every 2 to 3 days incorrectly. I am getting the same runaround stuff other people have noted about fax us a copy of your account. I am not asking for a refund. I am asking for them to stop overdrawing. NOBODY SHOULD TAKE A MORTGAGE WITH THIS COMPANY. I read that another SLS is customer is going to refinance just to get away from SLS. That is the best idea.

    I just got off the phone with the 13th SLS rep in the past 3 months. I've had GMFS since 2015 and NEVER EVER EVER had an issue. SLS takes over my loan and I am having PTSD! They told me that my home was in a flood zone and needed to add flood insurance. I had my insurance company send over a policy (only to find out that the SLS never paid it) and they eventually added their own policy (mine was $475 a year... theirs was $3500 a year). My mortgage increased and my escrow account went into the negative. I got my original policy added and have not received a refund to my escrow account for the policy that they added. I've received 8 different escrow analysis, each saying something different. I'm told there’s a shortage in my account and they can't explain it. I've spoken with 2 different reps who've told me that my account should have been refunded and it will happen and to call back for an updated escrow analysis... STILL WAITING!

    I've received letters asking for different amounts, stating that my house is going to go into foreclosure, and here's the best part...I received a letter in the mail stating that I’m of a class action lawsuit against SLS for this EXACT SAME THING! So after the 13th person that I've spoken with, I was told to call back on Monday to speak with someone in the Customer Escalation Department. I asked if they could call me and was told that she didn't have an extension for them and to just call back. This is my first time buying a home and initially thought I had done something wrong but after doing a lot of number crunching, stuff just ain't adding up... ANNND my credit score has dropped because I was advised to cancel my autopay until the escrow analysis was updated (which I did) only for them to report me to the credit bureaus. These folks are absolute NIGHTMARE! (sorry for all the caps... I'm just pulling my braids out dealing with these people!)

    I just received my papers from Wells Fargo that my mortgage has been transferred to these people after 15 years of faithful payments to them. From what I am reading I am going nuts! This is the same sleazeball tactics mortgage servicing companies used that caused the housing market crash... That caused a deep recession... That cost me my job of 25 years! I am not sure what to do or who to contact for assistance and protection from loan sharks. Any assistance would be greatly appreciated... And if legal advice comes this way please give contact info. I WAS 1-1/2 years from retirement but now I am shaking to the bone! GOD HELP ME... And US!

    This company is inept and unqualified to assist their customers. I have been trying to get a loan modification with this company. They lose your documents on a daily basis, and too many employees work the same case file, which causes more confusion. Nothing gets accomplished when talking to these inept people. The left hand does not know what the right is doing! I have no idea how this company received an A+ rating from the Better Business Bureau?! Stay away if possible from doing business with SLS.

    This company is out to STEAL your money. Escrow Analysis suddenly deemed $200 extra payment, then said, "No our mistake," but yet they took the money and saying they cannot refund it. Then backtracking and saying there is a shortage?? They are unable to provide details. 8 yrs never had a problem. These guys take over my mortgage and now there are issues, and forcing me to pay them more money without providing information. They themselves do not know what's going on. GARBAGE COMPANY. Class action lawsuit next for SLS.

    I received a escrow analysis of which I pay $20-30 extra every month to go towards and shortages in my loan. Now for 2018 they're telling me I have a shortage of $1149.27. So I call and speak to rep. He sounded like he didn't understand the shortage statement. Told me to continue paying my regular mortgage amount of $415.71, and that an adjustment will be made in Feb 2019, then to call them back in April to request a new escrow analysis. This doesn't add up. SLS needs to explain this in more detail and simplify it us.

    My new home mortgage was sold to SLS early this year (2018) and for the first few months I received a paper mortgage statement in the mail, as I requested (I'm old and old-school) which I faithfully paid. In September, time passed and I received no statement and no email of any kind regarding my now-due payment. I called, assuming it was something small and easy to correct (HA!), was told to just send in my check and it would get credited... No explanation as to why I stopped receiving my statements, no apology, no offer to email me the statement so I could have a copy for my records... just mail the check. I asked where I should send it as they have several addresses online and the rep had absolutely no idea... I could tell she was guessing and when I asked her to send me an email confirming our conversation (in case the check went to the wrong place and didn't get credited) she said she had no ability to email me.

    Same thing happened in October and I had another lengthy phone conversation on Oct. 1 with rep Seth regarding the identical issue. After getting nowhere, I literally photocopied an old statement, made notes about the situation and mailed in my Oct. check. On November 8 I had yet another long conversation with rep Rebecca and asked for an email bill and to PLEASE get me back on the paper statements. Nothing happened so I did yet another copy a note-filled old statement and mailed the check. On Nov. 10 I had been stewing about this and called back, this time speaking with a Customer Service Level 2 named Jacob who literally said "I will take this as a personal challenge and I promise to get this accomplished for you."

    So here it is Dec. 10 and there's been no statement in the mail, no emails, no nothing. I've been in the hospital for over a week and cannot muster the energy to make another pointless call so will, AGAIN, copy an old statement and mail my check. It's hard to believe that a company with this number of 'worst ever" reviews seems to keep right on getting them and we, the poor take-it-up-the-tailpipe consumers have no control other than to re-fi the loan. This is economic madness with a whiff of fraud thrown in for good measure. Specialized Loan Servicing is the definition of conscious and purposefully horrible customer service. Would love to know who is really behind this company and it doesn't surprise me one bit that they seems to be the "go to" mortgage buyer for the nefarious Wells Fargo...

    We took a Freddie Mac hurricane disaster forbearance with Bank of America in October 2017-- they were great! Our account got taken over by SLS in 2/18 and the nightmare began -- they never acknowledged the program existed, I spent useless hours on the phone with them, and now I'm trying to get my credit repaired because of their misreporting! If we weren't trying to sell this property, I would refinance just to get rid of them!!!!

    I myself am not a mortgagor or customer of Specialized Loan Servicing LLC, however, I unfortunately encountered this company when I discovered through the Fulton County Clerk's record office in GA when submitting payment for the property taxes of the condo that I own outright that this company has been trying to pay the property taxes on my Atlanta, GA condo even though I don't hold any mortgage or loan from them (or from anyone; I paid for my condo entirely up front in cash when I purchased it several years ago). It appears Specialized Loan Servicing has the wrong property address (my condo address) that is the account for another person mortgagor/borrower who took out a mortgage on a different property.

    Alternatively, if not a highly negligent address mix-up by Specialized Loan Servicing LLC that the company's representatives won't bother correcting, this company is engaging in substantial fraud trying to wrongfully (and unsuccessfully) acquire ownership of property to which they have no claims to title (I am the owner of record and have the deed for my condo). When I tried contacting Specialized Loan Servicing to correct this error, I've been run around in circles and got nowhere. In the meantime, they're causing a big headache for me by engaging in transactions that make them seem like they have mortgagee claim to my property (which they of course don't), while someone else (the actual mortgagor/borrower of another property address) is getting screwed because their taxes and/or mortgage payments are not being applied to the proper account and address.

    I'd be very nervous if I were a customer/borrower of Specialized Loan Servicing given what I've encountered that they have my condo address erroneously listed as being the address of a mortgagor/borrower from their company. In the meantime, I hope they very quickly correct this discrepancy for my peace of mind and for the integrity of the property status of their true mortgagor/borrower. Specialized Loan Servicing must be inspected for their gross negligence and/or outright fraud.

    The total billed for mortgage for 01/01/2018 to 11/01/2018 totals $9,271.13. For that period of time I have paid $10,272.00. However, this company charged me a late fee for November/2018 & is continuing to show that I am behind in payments. I called the customer service line and I requested the system be adjusted to reflect that I have paid ahead of schedule, I am not late and no late fee should ever be charged as long as I am ahead in my payments. The customer service rep stated that the software program used cannot accommodate my bi-monthly payments and so I will always be behind in payments and late fees will be charged to my account. I simply want my account to show in good standing since I pay ahead of the payment schedule & I do not want any late fees charged to my account as long as I keep my payments in this manner.

    This company obtained my loan via Wells Fargo, crazy thing is I have other properties with Wells Fargo, but they chose my residential property (UUGGHH). I've been charged multiple times in the same month, because I have auto pay and it was time for another payment before I received a refund. My bank even asked me if they were a "Real Company". My homeowner's insurance went down in cost when I added a vehicle, I called SLS to inquire about an escrow analysis and was told, "No, we only do those in January..." However I just received an email (November) assimilating that due to the INCREASE in my homeowner's insurance I have a shortage in my escrow account! What??? This company is the WORST. I've never voiced my disdain like this but come on!!! They either need to do better or let the REAL companies do their jobs. It's only been 9 months with them and that's 9 months too long!

    We're never offered a choice as to who will manage our mortgage but this is the first time I have been forced to deal with people who act worse than ruthless thieves. I've never been late on any payment, ever. My bills are all paid by automatic withdrawal. And yet, I have had to spend countless hours trying to reach someone who (all of them are unprofessional), refuses to even look at my account to confirm all payments were paid in full and paid on time. I am refinancing (even with higher interest rates) just to get away from this company before any more of my money is stolen.

    This company is the worse. Speaking to customer service for anything outside of making a payment is a waste of time. Want to talk to anyone else in any other department. They do not take emails or phone calls, only snail mail. What year are we in again? I did not know this company had a mortgage on my house, when I did find out, they had some bogus mailing address on file that had nothing to do with me or anyone that I am related to in a totally different state. Absolutely ridiculous.

    In spite of our attempt, SLS did not cooperate with us. They scheduled our house for foreclosure and gave us only 18 days notice by registered mail. We tried to reach out to the loan manager to postpone the auction and requested some time to short sale our house way before the letter came. But they said they need 37 days notice and refused. We even sent them everything by mail to prove we have a buyer ready and they did not cooperate at all. Crystal, this CS lady was so rude! This company should go to hell!!!

    My loan was sold, or is at least managed by SLS and I had no say in the matter unfortunately. I've had a number of home loans over the years and have dealt with probably around 8-10 different mortgage companies who've managed my loans. SLS is, by far, the absolute worst, most disorganized, most inept, most mistake-making and most time-out-of-my-life company I've ever dealt with.

    I've made a ton of extra principal payments and sent them to the exact address they told me to send extra principal payments to. Time after time, they applied my extra payments as regular mortgage payments, which of course, if I wasn't paying attention, would cause the payoff date of my loan to be stretched out for years longer than it should be. I was assured time and time again that a "note" was put in my account so it wouldn't happen and it kept happening, then, after months of errors, someone finally told me that any extra payment that is higher than the amount of a regular payment will NOT be applied to principal and "their system" will treat it as a regular payment... even though I made repeated calls and they put that "note" in the system.

    Their "system" is so inept and their company is so disorganized that they simply do not have the ability to take an extra principal payment that is more than the regular payment and apply it to principal even if the monthly payment has already been made for that month. So, I just decided to send them more, smaller amounts of $1000 so their inept company would stop screwing me on my extra payments. The conspiracy theorist in me feels like it's a scam by them to draw out people's loans and to rack in more money. I'm sure some people don't watch the allocation of funds as closely as I do and SLS can get away with it... And furthermore, I have forced SLS to give me back all my escrow money and am no managing my escrow on my own because SLS said they need basically a slush fund of around $1,000 in case escrow payments are over the minimum from my payments.

    When I found that out, I decided that SLS will not have the luxury of holding hostage $1,000 of my money so they can sleep at night and not worry about my escrow account being underfunded by $12 at the end of the year. Getting them to actually close the escrow and refund my money was a huge, painful ordeal as well, but I won't get into that.

    Lastly, and this should be a red flag to anyone dealing with this company, just logging into my freaking account often takes two attempts to actually log in. I log in with id and pw and it takes me right back to the log in screen and sometimes asks me security questions before logging in. Even their stupid website isn't run/managed professionally.

    This company is HORRIBLY run and it wouldn't surprise me if some of the stuff they're doing is grounds for a class action lawsuit. From looking over all these reviews on this site, I think it'd be great to get everyone together and file a class action lawsuit against SLS and to either shut them down or force them to do their job with some degree of professionalism. Anyone interested in suing them, just contact me at **. I normally wouldn't waste my time with something like that, but these guys are terrible and it appears, by far, I'm not the only person who feels this way.

    This company is the utmost worst company to deal with customer service wise. They should be shut down. I did a modification in 2015 and have made my payments faithfully on time since then. All of a sudden I get a letter saying I am two months behind and I owe them $1131 or they are going to foreclose. I call my bank and they verify that the payments were made and I have the electronic transfer #s to prove it. I ask what happened to the payments and I am informed that they are applied to the "unapplied funds" bucket. I ask them why they say the payments were short and that my payment went up.

    I said, "Gee that's funny because I got no letter explaining the payment increase and it's even more curious cause I did a fixed rate ten year modification with a fixed payment for the term." The customer service rep, the one that was actually helpful sent me the note. SO she says, "I will have a manager call you and straighten this out for you." The manager named Bridgette calls me and has no clue why she is calling, she does not have access to my note and when I get a little indignant she hangs up on me. These people are the worst and they need to be investigated for fraud and shady practices.

    I set up payments at the beginning of each month using my banks bill pay feature to ensure that all debts are paid on time. This holds true for SLS. However, SLS claims my account is 2 months delinquent. I show that checks were mailed on time by my bank to the same address as used all previous months. But, for some reason that last two payments have not cleared? Seems rather suspect.

    Specialized Loan Servicing has reported me as late payments when I was set up through their auto payment. This has brought my score down from 780 to low 600 costing me the opportunity to receive a VA loan for a new home. I have ALWAYS paid on time and maintained an excellent score. How do I get these late payments off. I have emailed and faxed with several calls. Please help if you know how to fix. This is ruining my credit and costing me thousands.

    I've been in good standing with my mortgage with ASC for 13 years. SLS got my loan and they don't apply payments, they don't call you back, lied to my face, talk rude to me. I have documented 75 calls in 6 months. Each call says they will have someone call you back within 48 hours. I have yet to EVER receive a call from them. They are the WORST servicing company. I call to get information about my mortgage and they actually told me that they aren't the mortgage company they just service the loan. I decided I had to refinance with another company to get out from under them - I hadn't chosen them to begin with- they bought up a lot of Wells Fargo loans and mine happened to be one of them.

    As I refinanced, they refused to issue a letter of good standing stating it would take 30 days to generate. I had to get a lawyer to call them on a conference call to get it. Then once the re-fi took place they claimed I only had $14.89 in escrow so that was the refund and they refuse to give me an accounting of it. My statement shows over $1500 in escrow.

    They hadn't paid my taxes - which is over $2,000 and they were due in 3 months so they should've had at least $1500 which matched my statement. The insurance wasn't needed to be paid until Jan 2019 so they should've had 7 months of escrow payments towards that - around $500. My statement after the re-fi had all zeros on it but the year to date amounts in escrow were $1500 + $289 - HMMM. I am still fighting to get the escrow amount. Now, it's even more difficult to speak with them because they don't recognize my account number and you have to punch one in to reach a human.

    Since they don't consider me a customer now, they block my access to their customer service (oh, customer care dept.). That is an important designation to know - it is NOT the customer assistance department. You have to be escalated from the customer care to the customer assistance dept. It is a ridiculous company with ridiculous policies that allow them to create fees, charge you which means you have to have 5 escalations to get the fees removed. They offered me a deferment and a forbearance after the hurricane, they called me and were very helpful and offered me this opportunity. I got the details - no fees, no negative credit reporting, no negative impact at all. I took advantage of it - got late fees every month on my statement, a property valuation fee, and they reported it to my credit.

    I paid my mortgage payment in full and they didn't apply the payment because it didn't include the fees. It took 3 months to finally get the fees off. They claimed the property valuation fee is automatic as terms of my contract 13 years prior. When I pointed out the documentation of the forbearance stating no fees can be assessed, they said "But that is according to your original contract" and tried to keep that fee on there. It took me 3 months to finally get all the fees removed but now that I refinanced away from them it appears as if they tacked on the fees again in order to deplete my escrow account so they wouldn't have to pay. It's time to put this company out of business.

    To begin, I have never paid a bill of any kind late... ever! SLS gives a recorded instruction to mail your tax bill to them (snail mail), so I did so. Several months later I discovered that they never paid my taxes, which made me incur penalties of over $300. Instead of paying my taxes, SLS did a review, claimed there were $0 of taxes to be paid for the year and refunded me $7200 instead of paying my taxes. Like that makes any sense? No taxes paid and no taxes due for the year... doesn’t pass the common sense test.

    I made several phone calls and was told several different things by several different representatives. They argued with me for 2 weeks that there was even a bill due and one rep even told me that I had overpaid and would be getting a refund. TOTAL INCOMPETENCE! I finally submitted a letter with my tax bills attached. They eventually acknowledged the bill but refused to pay the penalty. They said I had no recourse and they wouldn’t pay. My mortgage was sold to them so I had choice but to use them. Don’t choose them if you have a choice!

    I work with SLS when my mortgage was a risk due to financial issues. The loan was sold to them by Wells Fargo and though SLS they seemed very helpful and kind during every phone call, I'm still highly disappointed about how they handled my credit. In order to not go into foreclosure and save my credit, I put my house up for sale. The house was on the market for 5 weeks until it got an offer. During that process I kept in touch with SLS and gave them WEEKLY updates. The house closed within 2 months yet they reported me to the credit agencies a week or 2 before the house closed. Had I not kept in touch, had I not answered their many calls, had I not called with weekly updates I would understand. This is so unacceptable.

    I have tried to pay my mortgage payment at 7pm Pacific Time at the end of the month both online and by calling and have been unable to do so. Unless I pay the bogus fees they have added onto my account and the payment online won't accept it nor will the automated. I have to talk to an employee. They are in a different time Zone and I work. Hold times are very long and I only get an hour lunch. This company has cost me TONS of money because I think they want you to fail.

    My Mortgage was sold to this company this year in 3/2018 after I was approved for a loan modification that was approved for hurricane victims. I was told I didn't have to worry about my mortgage account reporting late as it was something special the government was doing for those in the path of the 2017 Florida hurricane. I paid my 3 trial payments that was completed in June and told to wait for the loan mod paperwork not to worry. My credit report is shot, it's reporting I haven't made a payment since last year. Not only have they destroyed my credit but I'm getting foreclosure letters. It's now August and they sent my file to a foreclosure lawyer. I have called weekly and spent endless hours on the phone for months. I speak to supervisors, managers, etc. No one ever calls back even though they promise to. They are stealing homes and playing games with everyone. I'm not the only one, read the reviews all over the internet.

    How this company stays in business with all the bad reviews is beyond me. If you are the type of person that pays your bills on-time and before they are due, don’t choose this company. If you want to pay online, you have no option to pay it before the due date. It can only be paid starting the exact day it’s due. From my experience the last 2 months, you're out of luck if the date falls on a Saturday or Sunday. You won’t be able to pay it online then either. I’ve tried at 3:30 am and at 5:45 this morning and when I attempt to pay it, it says my payment due is $0.00 therefore I’m not able to pay it. Last month it fell on a Sunday and the same thing happened. I wasn’t able to pay it until Monday morning. This has been like this the last 3 months.

    Before, you could call and pay over the phone with Western Union Fast Pay and not be charged. You can no longer do that. If you call and pay it over the phone, it’s $7.00 more. If you want to speak to someone to pay it, it’s $12.00 more. They claim that it’s a website problem and being worked on. 3 months and it's still not fixed? Looks like they want to get more than people’s mortgage payments.

    Wells Fargo transferred my loan to them on 3/16/2018. This mortgage company have a scheduled foreclosure date 9/4/2018. I contacted them for a reinstatement balance and Estella (Teller Code **) said it would take three business days to get that amount. She said I had to call on Monday to get the amount, she did not talk about written documentation to show reinstatement amount. SLS tell me to call Wells Fargo and Wells Fargo tell me to call them. Wells Fargo took a payment in March 14,2018 and sold it to SLS 3/16/2018. There is something criminal going on and the Federal Government need to shut them and Wells Fargo down. If Wells Fargo sold the loan to them in 3/2018 then why are they retroactively trying to collect payments before the transfer.

    I looked at the management team and some of them have worked for Wells Fargo. This has corruption all over it. No company can have this many complaints on the same issues and still be in business. Please let me know about the class action suit. I have had my home for 20 years and with God's grace I am not going to lose it to crooks that somehow made this legal to steal. I need them to give me the amount to reinstate my loan. I left a message with COO, Credit Risk Solutions- Debora Jeanne Aydelotte, other name Debora **. Time is of the essence, they are trying to steal my home and I need help.

    I had Mortgage loan from GMFS since October 2016 and I have been very happy with their services up until March 2018 when they hired SLS. Hell broke loose tight after SLS took over. My monthly payment increased whopping 33% (from $2400 to $3003) with absolutely no explanation. I called several times and spent hours to understand but no one could explain it to my satisfaction.

    Their attitude was to blame everything on previous service provider whom I am unable to contact since they don't service me anymore. My credit score tanked from 760 to 590 since they were unable to explain the break up of new payment and my bank declined such a steep rise in auto payment. I had spent hours and hours on phone but in vain and finally decided enough is enough and file a lawsuit. If you are having similar experience with this highly unprofessional and unethical company please drop me a note on **. I would connect you with my lawyer. I predict if they continue in this manner this company would be either bankrupt or go out of business pretty soon.

    The ink wasn't dry on the mortgage deal that Specialized Loan Servicing made with Wells Fargo when I began to receive unwarranted debt-collection phone calls from SLS. Despite numerous assurances from SLS that the problem would be corrected, and hours spent on the phone to both Wells Fargo and SLS over a six-month period, I have finally concluded that the only remedy available to address the situation is written correspondence.

    I ask for acknowledgement of this correspondence via U.S. Mail by July 27, and expect a timely response via U.S. Mail by August 31, as specified under RESPA, to resolve these issues: A stop to the incessant, creepy phone calls I have received night and day almost from the moment SLS purchased my mortgage, in which anonymous mumbling individuals give various vague reasons for calling, such as 'to discuss a personal business matter.' After tracing the mysterious phone calls back to an SLS number (800-306-6062), I realize the calls are designed to either frighten customers into thinking something is wrong with their account or lure them into some financial arrangement which will be to the advantage of SLS but almost certainly not in the best interests of the customer.

    There can be no other explanation - no legitimate business authorizes employees to make phone calls without identifying themselves and their company. Therefore, let me be clear: the only 'personal business matter' I have with SLS - against my will I might add - is my monthly mortgage payment. And after seeing how SLS operates, I will never, I repeat NEVER, 'discuss a personal business matter' of any other sort with an SLS representative. Furthermore, the unauthorized calls need to stop immediately. Likewise, I have also begun receiving unauthorized e-mails; again, let me be clear - I have never given permission for SLS to contact me through e-mail, and the e-mails need to stop immediately. I expect all communication to be in writing and to be made through the U.S. Postal Service.

    An end to the flood of bills and correspondence from SLS indicating that I am delinquent with payments, when I most assuredly am not. I have made my last 6 payments (February, March, April, May, June and July 2018) between the 1st and 16th of the month, as dictated by my agreement with Wells Fargo, which includes a 16-day grace period. February payment was made to Wells Fargo because I had no information about how to make payments to SLS, and because both Wells Fargo and SLS specifically stipulated that they would handle any overlap during the 60 days following purchase of my mortgage, without imposing late fees or other penalties. (See enclosed Wells Fargo confirmation document for February 2018 payment, as well as Wells Fargo and SLS communications guaranteeing both companies would handle overlap in loan payments during the transfer period.)

    From the Wells Fargo letter detailing the transfer of my mortgage: 'Payments received by Wells Fargo will be forwarded to the new servicer or returned to you requesting that you send it to the new servicer.' 'A loan payment received by your old servicer on or before its due date may not be treated by the new servicer as late, and a late fee may not be imposed on you.' 'Rest assured, this transfer does not affect any terms or conditions of your mortgage other than those directly related to the servicing of your loan, such as where you send your payments.'

    From the SLS letter: 'If you have already made your payment to your prior servicer... your prior servicer will forward the payment to Specialized Loan Servicing for processing. In addition, late fees will not be charged on payments that come due within the 60 days following the transfer date. In addition, we do not negatively report pay history to the credit reporting agencies within the 60 days following the transfer.' Despite repeated phone calls to both Wells Fargo and SLS, my February payment has not been credited to my account as it should have been. I have received the helpful advice that I should have my bank stop payment on the original transaction to Wells Fargo (at a cost of $33.00) or 'get Wells Fargo on the line with us now to straighten it out.' (This while I am at work, with 25 fifth-graders about to troop into my room).

    Coordinating the transfer of mortgage accounts and payments from Wells Fargo to SLS is not my responsibility, nor do I have any intention of making it my responsibility. The problem is between SLS and Wells Fargo, and I expect their representatives to do whatever is necessary to correct the problem. A commitment to observe the 16-day grace period I've always had with Wells Fargo. This grace period is part of the 'terms and conditions' SLS agreed to abide by when purchasing my mortgage, and I expect SLS to honor it.

    A dependable system to make payments, as well as a refund of all fees charged for paying by phone. SLS is apparently either unable to provide a dependable system for customers to make payments or is engaged in a ploy to force customers to pay phone fees - as I found out on July 16, 2018, when I was charged $12.50 to pay by phone because the online system could not locate my account by either loan number or social security number. (See enclosed screenshots - and please explain why I should have to pay $12.50 because the SLS system won't let me pay online.) Furthermore, past attempts to use the SLS online payment system - which frequently can't be accessed at all - were in effect blocked, since the system would not allow me to make payment without also making a February payment - the payment already made to Wells Fargo.

    Nor will I risk making payment by check, since even a cursory survey of the hundreds of thousands of complaints, bad reviews, and pending/settled lawsuits against SLS posted on the Web makes it painfully obvious that SLS routinely loses checks, conveniently 'finds' them after the customer has sent a second check, then charges late fees and neglects to send refunds or apply the payments properly. As a result of SLS's lack of a reliable payment avenue, I will be making all payments either online (if the system is ever accessible and displays accurate payment information for my account) or by phone with a customer service representative. I will never - I repeat never - make any payment by check, as it's obvious that SLS is either careless or fraudulent in handling customer checks.

    In addition, when attempting to make payments, I will not twist myself into a pretzel, spend hours on the phone waiting for a customer service representative, or incur bogus payment/late fees because I am unable to make payment in a timely manner due to SLS problems. SLS either has a reliable system for payment or it doesn't; I will be documenting all system failures, and will not be penalized when SLS's systems don't work. Nor will I put up with the nonsense that I should be charged a late fee because of the time SLS takes to process my payment: If I make payment by midnight on the due date, my payment has been paid on time, and anything else that occurs is NMP - Not My Problem.

    The understanding that I will not tolerate SLS's notorious penchant for instituting new methods of distributing mortgage payments that result in increased interest rates, missed payments, and bogus late fees; the company evidently also has had a practice of charging customers a fee for making regular payments, as well as using SLS's own errors to trigger what consumer lawyers call a 'rolling default,' with fees and charges snowballing until SLS has created a pretense for starting foreclosure proceedings. I've had firsthand evidence of this scheme several times over the last six months when, upon attempting to make payment via SLS.net, I received a pop-up Western Union window with the vague notification that 'there may be a fee associated with making this payment'; and in July, when an SLS customer service rep insisted on charging me $12.50 simply for making an on-time payment.

    Let me be clear: I expect a refund for all fees I was charged because I was forced to make payment by phone, and I don't expect to pay a fee in order to make my regular monthly mortgage payment. Clarification of SLS's conflicting and contradictory information about the amount of my monthly payment; as a result I will continue to pay the amount being billed by my old servicer unless and until SLS confirms the proper amount, along with a cogent explanation. An immediate correction to the negative information that has damaged my credit.

    SLS's malicious and reckless refusal to resolve the situation with Wells Fargo has apparently already resulted in damage to my credit rating, despite repeated assurances from SLS that they would address the problem. (Again, see the enclosed documentation of February 2018 payment made to Wells Fargo.) Damaging or ruining customer credit by reporting erroneous/disputed information to credit agencies is apparently a routine practice for SLS, as demonstrated by the filing of a class action suit (Gordon v. Specialized Loan Servicing LLC, November 6, 2017, Case No. § 5:17-CV-01196-M).

    If this problem is not rectified within the next thirty (30) days, I will be taking swift legal action. It appears that SLS is a collection agency masquerading as a mortgage servicer, with a pattern and practice of deliberately disrupting customer mortgage payments and engaging in deception in order to (legally or illegally) force customers into foreclosure. It's amazing that the simple process of making a monthly mortgage payment has become so complicated and fraught with jeopardy, but it's not surprising, given the overwhelming body of evidence that suggests SLS continually engages in fraudulent and unethical business practices.

    SLS is either the most incompetent or most fraudulent company that I've ever had the misfortune to encounter. Having already spent hours on a problem that should have been easily resolved in a matter of minutes, I do not intend to spend any more time on this matter.     I have never been so frustrated and angry with a mortgage company until I've had to deal with SLS. Like most mortgage loans, mine was sold off to SLS shortly after I bought my home in June 2017. I've had trouble with them from the get go, however this past week took the prize. On 7/25 I called customer service as I was having trouble making my payment for August on their website. Somehow they entered $2.00 as my mortgage payment (clearly incorrect) and I couldn't override it. I spoke with a woman in CS and she walked through it with me while I was on my computer. She also said she would put a ticket in to get rid of the $2.00 payment. I was to go on vacation 8/1 and wanted all my payments covered for the month before I left.

    While I was on my trip I kept checking my bank account and the withdrawal was not showing. On 8/3 I called the company again, while on vacation, and was disconnected twice, hung up on the third call, placed on hold indefinitely the fourth time, and finally the fifth call I got through to someone and pleaded with her not to transfer me, put me on hold, or hang up on me. I told her that I needed her to check on my mortgage payment and she told me there was never one received. She said that the request to remove the $2.00 payment was made but not the mortgage payment for August.

    I asked her to please take my payment over the phone and provide a new confirmation number. She started rattling off fees, aside from my mortgage payment, and I really thought I would come unglued! I asked to speak to a manager but of course there was none available. Finally, she said she would waive the fees and took my payment. The people that work for this place are rude, inept, and don't seem to have a clue about their business. If I had the choice to go with another mortgage company I would do it in a minute!

    Wow! I thought I was the only one going through the scam with this company. This company stop accepting my payments in 2017 stating that I missed the deadline. I kept telling the reps that I did not miss the deadline. Why wasn't they accepting my payment. They told me because I missed several payments I was going into foreclosure. I kept asking them to send me the payment list so I can see where I missed payments they never sent it. I had to do a modification loan and I was pissed because I was not behind and I knew I was being scammed and no one would help me. I do not like this company. They just went up on my mortgage stating I didn't have any escrow. I need the lawsuit info I am definitely going to sign up.

    Our mortgage was sold to SLS in October 2017. We've had nothing but horrible customer service! We've consistently asked them to provide us with statements, which has taken nearly a year. We finally received our first statement from them for the August payment due. There are fees that do not apply to us; however, they've been charging us these fees since they acquired our loan. We've had no choice, but to pay the additional amounts every month, as we certainly don't want to go into default.

    The other huge issue is their website. We chose not to set up auto pay with them simply because we had no idea how much they would debit our bank account. We have successfully made one online payment, but most months, we've had to pay via phone and incur a $25.00 fee. The website usually doesn't work. This mortgage company is scamming people and it has to be illegal how they operate. My husband and I plan to file a lawsuit against them. We're absolutely over the top, disgusted with SLS! After reading other reviews on here, we can see that we're not alone and that it's not just an oversight or a fluke that our loan has been terribly mismanaged by SLS.

    I reached out to SLS to have them release a title for a loan that is no longer valid. They asked me to send them the paperwork on the title. I sent hard copies overnight to the address they provide. I followed up with them a week later and they stated they never received them even though I had a signature showing someone signed for it. I went ahead and faxed the documents to the number I was proved seven times and they still said they never received them. As the last results, I called them and sat on hold for a hour. This is not customer service. They need to remove servicing from their name. My recommendation, if your loan get transferred to SLS, get it refinanced ASAP.

    I sold my home in April of 2018 and still have not received my escrow refund. They keep telling me the check is in the mail, but it never arrives. Every time I call they say they will take care of it and it will arrive in 14 days. Four months later, the check has not arrived. Do not trust these bad actors.

    I have made multiple phone calls with questions about payments. When calling 1 out of 5 customer service people you talk to sounds like they may know what they’re talking about. Most of the time you get a yes and no answer. This is a mortgage company. They should be helping anyone figuring out how to help save your home when in a financial issue. It doesn't take a rocket scientist to give good knowledge and service.

    This company can also talk to you every day and yet send out someone to your home to make sure you’re still living there, money wasted? Really when you are trying to work saving your home why would you move. Then SLS sends you paperwork to save your mortgage and I sent it out multiple times. They kept calling saying multiple pages were missing, so I started faxing. They still said pages were missing. Beyond frustrating when I have proof how many sheets were Faxed. All I have to say DO NOT USE THIS MORTGage COMPANY. Besides they move from state to state. How does paperwork does not get lost.

    Can't believe this company can even be in business. Been paying a loan on auto draft for 12 years and just received a letter that I have to "certify my funds" from now on. They canceled my auto draft payment. My July payment did not go through, I now have late fees and have to go to my bank and pay for a certified check. Called and spoke with 2 people that could have easily rectified the mistake to no avail. This was not due to late payments or missing payments. I now have to get a certified check and pay my bill. Most unprofessional company I have ever dealt with - disgusting behavior and absolutely no way to treat customers. It appears from multiple online reviews that this is a problem with this company. Stay Away!

    Had mortgage from Ditech, then sold to SLS. Never missed payment or late. Have not received one billing statement from them yet. This is since Nov. 2017. Spoke to them numerous times, even recorded them cause they were recording me. I've had the money and still do. Think this is a big scam on them. Just got notice to respond within 30 days. Been responding last 9 months. This is on Ditech too for dealing with a faulty company. They should be shut down.

    CMC Funding is the WORST mortgage company I've ever dealt with!! Stay away from this mortgage company!!! I can't log onto their website to pay my mortgage. I've used multiple devices and the issue is definitely on their end. I just got off the phone with their customer service and their solution is to pay the telephone payment fee. As soon as the interest rates get down to my current rate, I am going to run from this company!!! Do yourself a favor and NEVER do business with this company. Oh yeah, and they won't allow me to pay extra towards the mortgage. This company is a disgrace.

    When my mother passed away her house was mortgaged through Chase. I had my name added to the deed and Chase added me to the mortgage. Two months later they sold the loan to Specialized Loan Servicing, who promptly removed my name from the mortgage and refused to add me back. No matter, I said, "I will make a year of payments then refinance." There was only $40K left on the mortgage and it would be paid off in six years.

    After making the payments on time every month SLS suddenly stopped accepting them after three months. The payments were returned a few days after I made them and since my name wasn’t on the loan SLS refused to tell me why (or talk to me about any financial matters). I spoke to an attorney who made some calls and was told SLS wanted to foreclose on the house and get the full loan balance. There are no laws preventing them from doing that. I would be left with nothing and evicted. I tried to refinance but nobody would let me since it appeared as if I hadn’t made payments for a year.

    Since my name was on the deed my only choice was to sell the house out from under them. In a year's time I lost my mother, my sister, and my mother’s home - the latter of which was all on SLS. They didn’t have to act the way they did. There was no regulation stating they had to decline my payments. But they did and it was based solely on greed. I’m now living in a small apartment that costs double what my mortgage payment was. The home my mother had for twenty years has passed on to someone else. SLS not only has no morals, they have zero compassion for anyone. All they want is money and they will do whatever it takes to get it fast and quick, all while disregarding their customers. After reading these reviews I should have gone a different route. I should have spoken to the Attorney General. It’s too late for me but I write this as a warning to anyone who deals with SLS in the future. They are an awful company.

    SLS only recently began sending me mortgage payment notices after more than 2 years of doing business with me. When I was first assigned to this company, I Googled them and found that they had an abysmal reputation. I learned that payments were registered late when they were not, so for the past 2 years, I have sent my payments to them early (so they would arrive before the 1st of the following month), Certified, Return Receipt. When I would check on-line, it looked like the previous month's payment was due (even though it had been made). I thought their system was at fault.

    When I finally began receiving statements 2 months ago, I found that I was being charged several hundred dollars in late fees! I had never missed a loan payment and was always early. After several calls, I finally learned that a payment in April, 2017 for the May payment had been misapplied. The check, according to my bank, was cashed April 26 and was applied to principal, not to the monthly payment for May, 2017. Since then, I have - according to their system - been late every month and late fees were assessed. The agent I talked to then promised that I would get a letter showing the correction. Never happened!! The next agent, Lashanna, took my June payment over the phone (regular payment) and promised to call me back the next day with the resolution of the problem. Never happened again!!

    This week, I called from work, where I couldn't access my bank information. I had some of the letters from SLS, but not my bank records. The agent, Inisha, told me that the April 26, 2017 check had been for $2424.57 instead of my regular monthly payment of $2444.09. (When I returned home and checked my records, I found that the April 26 payment was the correct amount.) Inisha insisted that the payment could not be "fixed" now and that I would have to pay the back payment by the middle of July, 2018. Plus, I am going to be on the hook for late fees.

    Not only did they misapply my payment, but they have caused me to have a tax problem now, since my mortgage tax deduction was several thousand dollars less than it should have been. Geraldine in Mount Holly, NJ sent in some excellent advice to contact the Attorney General of Colorado. She said that the Licence/Registration information wasn't available. This is not true. I have found license numbers for each state. I also found that the company is owned by ComputerShare (Australian company). ComputerShare has offices in NYC at 1290 Avenue of the Americas, 9th Floor, NYC, NY 10104. Phone number: 212-805-7100. There are almost 400 Better Business Bureau complaints and almost 800 complaints with the CPFB.

    I suggest that any of you who have these problems contact your own State Attorney General. I am attaching the list of states with the license/registration numbers to this. Since this is a banking institution, it IS regulated by the state banking commission in every state. It is past time for this company to be brought into compliance with the laws of this country.

    On June 1st I paid my mortgage to SLS online as I usually do but paid a minimal amount thinking I was at another account site. I immediately realized what I had done and went back to the SLS site and paid an amount that would make it so I had paid a full mortgage amount. When I looked at my banking account SLS on June 4, 2018 had taken the larger amount that I paid (to balance out the first payment) and then also took a full mortgage payment out of my account.

    When I called and asked how did they get into my account to take the mortgage payment (I have signed no authorization for access to my account) they stated I had made the payment - which is not so; this I can prove. They immediately offered to return the larger payment (the payment I made to balance out the first and make a full payment); they never mentioned the first payment I made and it did not come out of my account. The representative I spoke to said the payment would be mailed out June 11.

    I called back when I realized I had not gotten a confirmation number or reference number for the reimbursement of my money only to be told by the SLS representative (Libby) that they do not give confirmation numbers or reference numbers for tracking interactions (this I consider a problem and a way to not acknowledge issues). What this representative did give me was the "teller" number of the first person I spoke to - number ** and information that the order was placed June 4, 2018. But this representative gave me June 12 (not 11 like the first person said) for the return of my money. June 12, 2018 not trusting the integrity of this company and especially after finding there were 782 complaints against you at the Consumer Protection Finance Bureau, I called to verify the check had been mailed out. Now I was told by a representative (Clarence) the check would not be mailed until June 15.

    This transaction of theirs has cost me a ck fee because it caused an overdraft of my account. June 16, 2018 I contacted them again to ensure my money was in the mail. This time I spoke to a representative (Bella) who said the check was mailed out June 8, 2018 and if I didn't receive it soon I would probably get it in July. Mind you they accessed my bank account illegally and withdrew money from my account without authorization. I immediately asked for the supervisor (Loretta) who told me the check was mailed out June 15, 2018 from Colorado. So obviously there is also a lack of communication within the company which is horrible for a company that is supposed to be responsible for handling the transactions of ones mortgage.

    June 21, 2018 and I still have not received my money. Called the company and spoke with a representative (Louis) and was told by him the system indicated a refund was??? (Did not get the term he used but let him know the term did not mean anything to me). He stated he did not see me getting my check after July!!! This is unacceptable that this company can steal from my account and nonchalantly decide to take their time in reimbursing me.

    I have filed a complaint with the Consumers Financial Protection Bureau (https://www.consumerfinance.gov/) which is the agency that oversees these companies. They've had 4,320 complaints against. To see these complaints, go to https://www.consumerfinance.gov/data-research/consumer-complaints/. On the page go to Data and Research and then to Consumer Complaint Database. Once on the page that opens go to View Complaint Data in Socrata. When that page opens put Specialized Loan Servicing in the search bar and see all the complaints against them.

    I have also decided to file a complaint with the Attorney General of Colorado Colorado Department of Law Consumer Protection Section, UCCC. Ralph L.     Ten years ago my son took a 2nd Mortgage out on our original family home. The loan was with Country Wide. He ran into financial trouble and could not repay the $225,000 2nd loan. He filed bankruptcy, but the lien on the house remained. Country Wide sold the 2nd to BofA, they sold it to another lender, who in turn sold it to SLS. After 10 years we finally found out that SLS was holding the second and contacted them to refinance both the 1st which is $404,000 (current and held by BofA) and clear the second. SLS said there was a principal balance of $225,000 and interest of $269,000. They led us to believe they would settle for the $225,000. We got loan approval for 80% of the home value which was enough to refinance the first, give them the $225,00, and cover closing cost.

    Then the games began. No, the investors would accept the $225,000 since the house was valued at $800,000. They want $365,000. Which we cannot get a loan of $769,000 on a $800,000 house. So they are threatening to start foreclosure proceedings. We have been going back and forth with them, with missed phone calls, claims of not receiving emails we have sent, our investors, blah blah blah. They are determined to take the house. They knew a month ago they were not going to settle for the $225,000. They plan to start foreclosure. In the meantime they keep recommending we sell it and give them all of the proceeds. That's a stupid suggestion. Worst loan company ever. After reading the reviews I hope there is a Class action lawsuit against this company.

    I feel lost and need help. I have continuously sent documents for regarding modification. Nationstar sold to them. Received letter today. They denied a repayment plan and want to short sell or deed in lieu! I am trying to save my home after being unemployed twice. I a making the mortgage payment every month now and I am in bankruptcy. They stated I said this was not my primary residence but I never did and have live in my home for 15 years... Anybody have suggestions? I cry myself to sleep with this company and have a 16 yr old daughter and 89 yr old veteran dad they are trying to put on the street! I have sent them every month a payment and have faxed, emailed, copied and mailed everything they want!!!! Do they really want my home when I can pay?     Problem description: March 26, 2018 I received a letter from this law firm stating that they are representing their client Specialized Loan Servicing of an inflated debt that was charged off by the original creditor ($41,847.37). The letter also stated that I have 30 days to dispute the validity of the debt. On April 2, 2018, I mailed a certified debt validation letter to both parties that was received by this law firm on April 5, 2018 @ 11:03am EST.

    Shapiro & DeNardo responded stating that they have forwarded my request to the client in which no one addressed my concerns in a timely manner (30 Days) under the Fair Debt Collection Practicing Act (i.e. 15 U.S.C.1692(g) 809 (b) and the Pennsylvania Fair Credit Extension and Uniformity Act (i.e. 73 P.S. 2270.1, et seq). After 30 days (5/5/2018) of no response of a detailed debt validation from Shapiro & DeNardo, LLC I forwarded on May 31, 2018 another certified letter for not responding to my debt validation request and an explanation of proof that the Pennsylvania Statute of Limitations has not expired.

    Desired Outcome: 1. Proof that the Pennsylvania Statute of Limitations has not already expired. 2. Request that Specialized Loan Servicing, LLC (client) & Shapiro & DeNardo, LLC (Representing Law Firm) honor my complaint for Debt Validation (April 2, 2018) that they have failed to respond within the 30 day time period allowed under the Fair Debt Collection Practices Act. 3. In addition, I desire that both companies honor and respond to my complaint with the Consumer Financial Protection Bureau & Federal Trade Commission. Purpose of this post is to inform all other consumers to report concerns with Attorney General Office, CFPB, FTC, BBB and beyond...I am not an attorney or legal advisor, just a concerned consumer about companies like this who are allowed to conduct unfair, unjust and deceiving practices with no regard to (FDCPA) federal & state laws that regulate.

    Received a default notice by the SLS claiming failure to pay one month of mortgage payment. Have proof of payment since company cashed the check but the company won’t acknowledge. Customer service is not helpful just keep transferring to different departments. I am assuming this will lead to legal action. Company seems shady.

    This company has to be the worst loan processing organization that has ever existed. There is not enough space here to describe all of the issues we have had this past year since they took over our loan from the original mortgage company. We can't deal with them anymore and are looking into refinancing with a more reputable financial institution.

    I paid taxes to Dade County (duplicate). Spoke with Dade County that gave me check # and date when SLS cashed check. I paid the taxes unaware that SLS withdrew money from me to pay also. They have kept over $2100 refunded by county after several calls I made to get reimbursed. I'm totally frustrated, they just don't send my money nor give me an answer as to when or how??? CAN ANYONE TELL ME HOW TO PROCEED?

    I had my home loan transferred to Specialized Home Services two months ago and I tried to login to their website for the first time to download current statements. When I tried to register on the website, I get a "not secure" warning on my browser and that my information may not be private!! This is a BIG concern to me and should be to other users who go on to this site. It then wanted me to download an "extension" to my browser in order to continue working within the website. Why is this necessary? Reading all these other complaints should warrant an investigation to this company. I'm looking into making a complaint to Federal regulators.

    SLS takes over the loans once Wells Fargo fraudulently gets them to auction or foreclosure/liability reasons - so WF can say, "contact your new loan servicer" - title company can't get a payoff (estoppel letter) and SLS just like Wells Fargo makes promises they have no intention of keeping. WF did the same thing by not applying payments, esp if you have a lot of equity! 300K in my case - these 2 entities force you into foreclosure by not applying payments and then keep the proceeds!

    I have been through it all for 8 years- 5th home, never had a problem until WF and SLS stole home of 21 years!! Stay away from both! Thieves and countless acts of fraud - don't believe a word! Read reviews on SLS, how are they still in business? 3rd party servicer (that's a new one). They are trying to foreclose on all of you by not accepting your payment! 90 days I'd too late! Or they put your payment towards unapplied, late, or other charges! Find out who owns the loan (Freddie Mac in my case) and contact them before too late. I am a real estate agent and could never imagine such blatant fraud and what's worse - these companies are getting away with it! Make your voice heard - document everything! Learn from my mistakes by believing them!!

    It appears, from my experience and many others listed here, that this company is a total ripoff. Their latest trick appears to be routinely throwing away mailed-in payments so they can then charge late fees. For the love of God, someone please bring a class action lawsuit so we can sue these horrible bottom feeders out of existence. I have always mailed my payments a week before they were due and never had my payments "not received" by any other company. Now, I'm having to put stop payments on checks and pay late fees because of their incompetence, or more likely, criminal behavior.

    Received a letter saying my loan was bought out by SLS the day my payment went to my original servicer. So I was able to contact SLS and they had me hopeful that they would get the payment once they requested it from the original servicer and not to worry I had 90 day and if it went that long then they would do some sort of investigation into the payment. I've been in contact with them every week and sometime twice a week, now knowing I'm getting the runaround. They even called me from "collections, trying to collect a debt."

    I explained the situation to that person and she said she's going to put in another request to look into the payment. I had already faxed them a copy of my Proof of Payment but of course they never received it. After many tries I was able to connect with my original servicer and was told they mailed a check to them on March 13, it was signed for on March 14 by J. **. Here we are April 17, OVER A MONTH LATER and my payment HAS NOT BEEN CREDITED. If I'm able to 'Nancy Drew' this and get a check number and tracking number then what the heck have they been doing this whole time. Oh, and every time I call they want something different for me to submit.

    This is the worst company I have ever dealt with. I was not notified by the Bank in 2016 that they were transferring my loan until one day before my payment was due. I received a letter from Specialized Loan Servicing the day before the payment was due and when I called to find out how to make the payment online (since this was not provided with the letter) I was initially told since I was refusing to make a payment they would sue me. I had to advise them I was refusing to make a payment, I had no idea who they were and had no idea who to make my payment to since I was not notified of the change.

    Comments have been made to me about how they cannot believe how I got a loan in the first place because a single female should not be allowed to own a home alone. They are rude, nasty and the one time I need assistance after 13 years I am advised that since I am not a Veteran they will not help me. I was told they will just take my house away. I missed my March (first missed payment since I purchased the house in 2003) payment due to loss of a job but when I found a job a month later and tried to pay for March - they refused to take the payment because now March and April is due. They refused to allowed to make payment to caught up on my mortgage because I was told they rather sell my house.

    I bought my house in 1996, I have had several mortgage companies sell my mortgage to another and always have been some glitches involved, however, I have never had a mortgage company that is this inept in the whole time I have owned the house. They bought my mortgage the same day it was due in November from Wells Fargo, consequently Wells Fargo informed me they could not take my money, gave me my new loan number and contact info for SLS. I called SLS, and was informed they could not take my money because I was not set up in their system yet. Call back in two weeks. I did, and they still could not take my money because I was still not in their system. Long story short, I finally was in January, and they started calling my phone and leaving messages to call back immediately, and that this was from a collections department to collect a debt. I called, had to pay 3 mortgage payments at that point to get the calls to stop.

    February the calls started in again on the 4th, and I was told that if I paid by the 4th of the month they would waive the $9.95 fee for Western Union... What kind of mortgage company only takes payments via Western Union??? This month was their website would not load, and by the time it did it stated it did not recognize my account number or information. Basically I didn't exist! Called and asked for a temp password and to reset my account. Instead got my username. Two more calls to them and finally got a temporary password to log in, only to find that you can NOT set up a date for payment unless you use Auto-Pay! Every month is a new nightmare. I have never had a mortgage company this difficult to deal with, nor this incompetent in my life! If your mortgage is sold to this company, RUN! As fast as you can to a different mortgage company. Save yourself the grief and headaches!

    If you can get your home loan away from this company as soon as you can. They're a rip off company that has absolutely no direction. Everyone will tell you something different. It should be shut down for all the misleads and lies they tell. Just like Bank of America. Shut this company down. You'll one day have a lawsuit. Worst of the worst.

    I am so disgusted with SLS LOAN COMPANY. They are trained thieves. Whatever it takes for them to rob from a consumer they will do it. They made a mistake with my taxes and they want me to pay for their mistake. We came to an agreement on the amount. Now they're saying it won't go into effect until next month. There's no reason why it can't go into effect now...
