Started out with B. of A. Went through and completed loan modification process and was granted a loan modification and received signed documents by Karen **, A.V.P. Stewart Services or as in the docs vice pres. so after completing everything, my loan is sold to Nationstar whom I make my scheduled payments to as agreed. 1st month I get a threatening letter saying there is a shortfall in my payment. Second month, I get a demand letter as well as another shortfall notice. I try to contact my assigned dedicated loan specialist 17 times to be exact with no return calls or emails or any other correspondence.
I try another of their # and I'm on the phone on hold for 2 and 1/2 hours. A young lady answers and says I need to understand they are really busy. They just received a bunch of loans at the same time from B of A. And I probably would not get contacted from my loan specialist for 2 to 3 weeks. I get another threatening letter and a registered letter, and contact my loan specialist. He answers and he tells me, "Don't worry. These are computer-generated letters." I could ignore them, I bring it to his attention that I'm currently under a contract of a loan mod. and he says there is no record of this. I faxed all the signed and dated docs to them. You would think this is the end of the story but NO!
A week later I receive an email saying I've been approved for a loan mod. From Nationstar. Now this loan mod added $200 a month more to start, change my final interest rate from 3.75% to 4.5%, oh yes, and added 200 payments. At that rate, I also only had 2 weeks to respond and this offer would be off the table. I contacted Nationstar 1 more time and the man I talked to said that I could chose to accept their mod or continue with the one from B of A. Now after my 3rd payment, I receive a FINAL DEMAND letter from Nationstar saying not only that I have a shortfall but that on Nov. 22, they will be enforcing their right to secure the property. I should add that I have taken notes of everything said not only with B of A for 3 years but also with Nationstar, # of times, called time, date, who I talked to, everything. I ask you, is this the intended making homes affordable plan or making your home the mortgage company's home?

I've been in a modification process for almost a year (my loan is NOT a Fannie Mae or Freddie Mac). They have requested Profit and loss statements from my personal income, and business (self employed realtor, hairstylist part time and property manager). As you can see, I have been doing everything to help me keep afloat and I'm tired!!! The economic situation has set my area back a lot. In addition, my area rode the economic roller coaster and a lot of people were suckered into loans based on future equities, me included. I have a $3000 house payment for a 1,500 sq ft home. I finally could not make my payments, so I started the modification. During the modification, I was able to rent out two of the three rooms. As you can see, I've been working to keep afloat. I have given them every paper they requested in a timely manner.
The last request was a letter from my roommates stating that they live here and a credit card statement with my address to verify that they live here. Ok, my roommates agreed, but now they are getting worried and thinking on moving out. Nationstar now wants proof of income????? I told them that's asking way too much!! My roommates are not applying for a loan and my roommates are not going to disclose personal information to Nationstar. One of my roommates' source of income is rental property and alimony and teacher assistant. She only gets a paystub from one of her jobs; the other two would have to come from her last years income taxes. She refuses. Now I might lose another roommate!!! Nationstar is driving me out of my home.
As far as I'm concerned, they have prevented me from making money by making me ask for proof of income from my roommates. That could not be legal, JERKS. I'm not done with this fight yet. US consumers have taken the financial, emotional beating from financial institutions' greed. They have made their money, from all the years they have cheated consumers. I've tried using NACA as an avenue to assist me in negotiation, but they ignore them. Wish me luck.

Nationstar was not our choice. Our mortgage was bought by them earlier this year. We haven't had any problems until we had a grease fire in our kitchen. If you ever have to go through what we have been through with this company, you have my pity. The fire took place on August 31st and we have yet to see a dime! Our insurance company was wonderful and immediately sent us a check to get started on repairs. The problem? Nationstar was on the check and required to endorse it. We called and asked what we needed to do in order to get the check cashed and they said we couldn't. We were required to send them the check and they hold it, releasing it one third at a time after we PAY for one of their inspectors to come out and check to see if the work is being completed.
Well that would be all well and good if you didn't need the money to have the work DONE! They sent us a load of paperwork for us and our contractor to fill out and send back, which we did, in a priority mail envelope with another priority envelope enclosed for them to use to send us our check.... NOTHING!!!! They have picked apart everything we have sent, no major information was left off, it was completed as requested by them, but they still have our money.... We are frustrated and see no end in sight. They have repeatedly been extremely rude to us when all we are doing is trying to repair our home. If anyone has any suggestions on how to speed up this process we would be grateful...... This is getting very old....

Our mortgage was sold to Nationstar from Bank of America. I so wish I was still with B of A! First payment started with late payment notices, only problem was it was not late but I made a payment over the amount due by 2 cents. Constant phone calls, letters, and then a registered letter! I called the customer service number and got the Philippines. She said she would straighten it out and not to worry. Still got letters and phone calls. When I called the customer service line, they said it was taken care of. Now I start making payments online. First payment was all good and then I just made this month's payment, not late, and they charge me a $9.95 service charge! What the heck for? If you are smart, do not do business with this horrible company!

It is unfathomable to me how the courts and the government seem to be looking the other way when it comes to the banks and predatory lending! Pages and pages of complaints about this company...on so many different sites!! I have had it with these crooks... I am filing a personal injury lawsuit... after three years of fighting to get Nationstar to do the right thing. Like others, my story is long and involved... Bottom line, I never was late on a mortgage payment... but they are killing themselves to try to get me out of my home!! Keep this in mind... Many judges and lawyers have political aspirations. They are not likely to rule against the banks... That is because corporate America runs the show... Sad but true.

I can never get a hold of them and am on hold for 20 minutes or longer. My mortgage was transferred from Bank of America to Nationstar. Since then, I have been trying to get a payoff with no results. I have written letters to them and left messages for them which are never answered. I am now forced to hire a lawyer to get my mortgage paid off. I also noticed that they have the poorest rating with regards to consumer satisfaction.

Electronic payment sent August 2, 2013 for August mortgage payment. I started getting calls in September that my mortgage was in arrears. Four phone calls later I was told the August 2 payment was reversed (don't know where to - lost). Finally after numerous hours on the phone I was told to have my bank send proof of payment. They faxed this document to the research dept. on Sept. 25th. No response by Oct 11. Called customer service, spoke to Jennifer who put my call back in queue, got Erica who transferred me to a supervisor named Rita. After 45 minutes with Rita, she was sorry but couldn't help me. She advised me to fax proof that the Aug. 2nd payment was never credited back to my account. My bank faxed my Aug. and Sept bank statements to the research dept.
I have made nine phone calls between September 10th and Oct 11 and still have no results. I can't find out if the documents faxed were ever received or if anyone is trying to resolve this problem. I am so frustrated. They are threatening to foreclose. My credit is getting ruined. I'm in the process of refinancing which is over because I show my mortgage in arrears. I can't get anyone at Nationstar to help me. I asked to speak to someone in the research dept. but was told by Rita that there was no number for them other than a fax, and she doesn't even know where the research department is.
I don't know what to do or where to go for help. My mortgage is not behind. I can't get anyone to look for my lost payment. Their customer service is horrible. They have kept me on hold for as long as 18 minutes and never come back to the phone. I had one representative named Cynthia promise to look into the matter and call me back, but she never did and no one knows who Cynthia is. PLEASE HELP ME. I have tried since April 2013 to talk with a representative at Nationstar to discuss my mortgage situation. I was beginning to have trouble making my payments and wanted to understand what my options were with regard to obtaining a loan modification. I heard nothing from them until I was a couple of months behind telling me of my dire situation. I stated that I realize I'm in a bad situation. "What can you do to help me?" At this point it was July 2013. I was able to scrape together money to make a payment. The representative that I was able to speak with stated there were many documents that I needed to submit, which I did in mid-August 2013 for review.
I was sent a letter stating that I needed another piece of information, an explanation for my hardship. I submitted it on August 26, 2013. I called in a few days to ask if my file was complete. They stated that they believed it was. A few days after that I received a letter stating that I needed to submit a W2 / 1099 document for $55, I called to explain that the document was there in the file. The representative said yes it is, so my file should have been complete. I was notified a couple more times for the same document. They continued to tell me the document was not there. I re-sent the entire file again.
Then on Oct 12, 2013, I received a letter from an attorney telling me house was submitted for foreclosure. Just so you know, I received an ACT 91 form and did seek out the help of a counselor who did notify them before the deadline that I was working with them to try to obtain a loan modification and a loan from PHFA. I was told that I had to wait approximately 90 days before I would know whether they would loan me the money to bring my mortgage current. I did this on 10/2/2013. Nationstar was notified and should not have taken foreclosure action but they did. As I stated, I received a letter from the attorney on 10/12 just 10 days later. I am still trying to work with them to get a loan but I don't know where things are. I am also going to find an attorney to help me sue them as they have not worked with me professionally or legally. They are taking matters into their own hands without any regard for the law or its process.

Back in February of 2013, we tried to refinance with Nationstar and they lost our file 3 times as well as took 3 months to make a decision. To make a long story short, they were taking our house payment and putting it in an escrow account that we did not have. As a result, every time we made a house payment, it did not go towards the principal but into an escrow account that we did not authorize or know about and this put us 3 months behind in our house payment. They then turned around and denied us for loans because we were behind (which we were not). They were paying our property taxes with the money they put into this escrow account when we had already paid our taxes. They then wanted the money back that they had paid.
After a month of phone calls and never being able to talk to a supervisor, I had it all straightened out and they turned around and did the same thing again. We were not applying for any loans, yet they took our house payments again and put into this phony escrow account and paid my taxes again after I have paid them, and want the money back. The County will send my refund back to me in 1 or 2 months, but in the meantime, Nationstar will NOT work with me about cleaning up my credit report or the interest I am being charged daily until THEY get their money back. My credit is being ruined because of their mistake yet I am the one having to make phone calls to this company and am on the phone 3 hours at a time twice a week with no results. Every time I make a house payment, we get further behind because they WILL NOT APPLY IT TO MY HOUSE PAYMENT. There needs to be an internal investigation on the company. They are deceptive and I am sure there is some fraud going on in this company.
Go online and check them out. There are 992 complaints about this and they are being sued for several things. I would like to know where I can join a class action lawsuit against this company. They have made my life hell for 8 months and counting. Jay Bray (CEO), please read this and do something about your incompetent company and PLEASE SELL MY LOAN.

BOA sold my mortgage to Nationstar Mortgage, this rinky dink company, back in July 2013. Never mind that I did not receive 30 days notice from BOA regarding the change (which is required by law I believe). My first payment had to be done via Western Union! What? Are we living in the old days? Finally, they got a website up and running. I make two more payments. Okay, my amount is fine. Then suddenly, today I look at my payment amount and almost $50.00 extra is tacked on for "extra services." WTF! I NEVER received notice that I purchased any "extra services!" This business sucks! If you don't make your payment on the EXACT date it is due, these Neanderthals call you every freaking day! BOA NEVER did that. I frequently miss my due date by a few days depending on how my payday falls. Never had a problem with BOA, cuz I was never considered late (always made my payment before the late charges happened, and never heard from BOA). These ** are on the phone the next day. Let me tell you, I will make damn sure I never pay on the exact date again. Just so I can be a thorn in their **. I am looking at refinancing for a lower interest. Maybe then I can rid myself of this scourge!

My mortgage was transferred from BOA to Nationstar on July 1st, 2013. From the beginning, I had problems. I went on their website as soon as I found out from BOA that my mortgage would be transferred. I wanted to see if they accepted online payments as that is how I made payments with BOA. Rec'd something from Nationstar saying that I could go online with them on a certain date... Of course, couldn't get on. About a week later, eventually got on. Noticed they charge a fee for making the payment if they consider it late (which is apparently the next day after the due date).
I was a couple payments behind with Bank of America and had set up payments to bring it current by paying every other week until it was. When I found out the mortgage was being transferred, I called BOA about the payments I had set up which would run past the transfer date. They suggested I cancel those and call Nationstar to set them up. I did so but they refused to take anything less than the total amount due to that point. I explained that we had some unexpected large expenses and that I was trying to bring the mortgage current. The woman I spoke to told me that they would not take a "partial payment."
I explained that it was not a partial payment, I was trying to make one month's payment and then another month's payment in two weeks. In the meantime, another payment would be coming due and I intended to pay that one in the next two-week time period. She actually suggested I not pay anything until I could pay the total amount of all payments at once whenever that would be. So basically, she was telling me to get three months behind and then we'll accept the payment. This did not make any sense to me so, luckily, I disregarded what she said and made a payment online.
Well, of course they applied it incorrectly. I was two payments behind and they applied the full amount to principal and still showed my payment to be behind. I didn't see this in the transaction history until after I made the second payment and they did the same thing. I called and after being on the phone forever, I had to basically give a lesson in how mortgage payments are applied. They told me it would have to be researched and that it would be about five business days to resolve it. I said that was unacceptable since it was clearly my mortgage payment amount(s) and asked to speak to a "supervisor." Finally someone came on saying they were a Supervisor and told me the same thing but would try to "accelerate it" and would call me back the next day to verify that. Of course, no one called. I checked on the website and both payments had been reversed out and put as payments. It didn't look like they applied them correctly to principal, interest, and escrow but it didn't say those were due any more.
I then looked them up on the computer because I didn't have a warm and fuzzy feeling. They were very rude with the first woman telling me they couldn't accept the "partial" payment because some people say they're going to pay and then empty out their checking account when the payment is due to go through. I said I wouldn't have thought of doing that in a million years. I think they try and keep you late so they can try and foreclose. I saw the website with over 900 complaints about them. I don't understand how they can get away with their practices. I received certified mail saying that if I didn't pay all that was due that they would begin foreclosure. I called again and they said that I owed an additional $3000 plus but couldn't tell me what it was for. I finally figured out that they were referring to my escrow which they thought I owed up front.
I explained how that is included in my mortgage payment. They didn't quite understand what I was talking about. They finally transferred me to their escrow department and they confirmed it was included in my monthly payment. I asked if I would be receiving a new escrow analysis (new bank) because their web site claimed it would be done again on September 1st. I asked about that date and she said "around that time." As of September 30th, I still had not received anything and there was no statement online. On October 1st, there was something listed as part of the bill. Of course, it's going up by $200 with no explanation. Have to call them back again. Can't wait.
Since reading all of the complaints, I have documented everything and have started a Nationstar file. I'm finally caught up but I paid one day early for the last payment and they applied it to principal, not my payment. Had to call again and speak to a Supervisor. Also, had to have them look at the way they applied my previous payments. Were all wrong. They finally reversed all and applied correctly after I explained how they should be applied. Very stressful. They said that I owe $12 for someone coming out to make sure the home was occupied even though I had told them it was each and every time I called. I don't trust them and think that something needs to be done about them. They are rude, incompetent, and shady. I'm sure this is not over...unfortunately.

My sale date for my home is today and recently as Tuesday this foreclose prevention a specialist said it was possible to get it delayed since all the docs was in. The papers I read all said as long as you are in the process of a loan modification they will not foreclose on your home.
They lied. My home has been sold and Hector will not call me back or email me back. They strung me along to foreclose on this home because I also, after reading reviews last month, tried to do a deed of lieu and they denied that and I had to call over twenty times to get an update on that. I asked Hector, “Could I do a short sale and delay the foreclosure and try and get an offer rather than to foreclose on the house?” And he said, “If all the docs are in for the modification, you will be safe.” It's very illegal what this company is doing to me and numerous other people.

My mortgage is due the first of the month, and the grace period is through the 16th. Every documentation from BOA states nothing r/t the loan would change. I paid the June payment 6/26/2013 , and then July's on 7/10/2013. They were not applied. I called and received a letter, 7/11/2013, stating to call, which I did. I spoke to someone named Lisa on 7/18 who apologized, stated she took care of everything and the next payment was due Aug 1 as expected. I paid Aug 7, 2013, Sept 9/6/2013. They all were posted from my checking just a couple days later.
October 2 in the am, I mailed out October's payment, and that afternoon, I got a harassing call from Nationstar stating "We are a debt collection agency. When can we expect your payment?" I told them it was mailed, and I did not appreciate the call. Furthermore, I am not in arrears, and this is a mortgage, not a delinquent collections account. I informed her if she called again, I would contact an attorney. Today, 10/7/2013, I opened my mail, and have a letter stating I owe $2,363.45 due 11/1/2013. It also states the last payment received was 10/1/2013? I have no idea what they applied on 10/1/2013. They have me scheduled to make a double payment, minus some unapplied funds of $20.31, which were in my account because I pay an even $1200.00 every month, even though the amt is only $1191.88. They clearly have messed up somewhere. They are idiots, and so infuriating.
I think they are shady, and I am furious with BOA for dumping mortgages, after getting bailouts, and making money off all of us. They are equally incompetent and greedy in my eyes. I tried calling BOA, but of course they forwarded me to Nationstar. It makes me want to sell my house and rent. BTW, has anyone researched Nationstar? Like who owns them? BOA? Our loan was sold by BOA to Nationstar on July 1, 2013. We were awaiting an answer from BOA on whether or not we were going to be approved for the HAMP program at the time. We received these nice welcoming letters stating they are here to help in any way possible and that even if we weren't approved for the HAMP program, they had many other options. So we received our packet and all required paperwork, with the exception of bank statements, were faxed in on August 9th. We received another letter later in the month requesting a profit and loss statement. I RE-faxed it on August 26th. No word, fax, letter or email until I received a call from Jay **, "Dedicated" Loan Specialist, stating they still didn't have profit and loss statement. So I faxed it again late that same evening.
Long story short, Nationstar, rather ReconTrust, foreclosed on our home October 1, 2013. When I spoke with Jay, he informed me our file was in underwriting and the profit and loss statement was the only thing needed. I told him I had seen that there was a sale date for Oct. 1st and asked if it could be postponed until a final decision was made. He said it could be requested, but was not guaranteed that it would be postponed. All the letters I have from Nationstar state that "no foreclosure sale will be conducted and you will not lose your home" during the HAMP evaluation. Well, that's just propaganda because our home was still sold and we never received a formal denial. I've tried to speak to Jay ** to no avail. I emailed him and he won't respond. I spoke to several people in different departments: foreclosure, loss litigation and so forth. Basically, I've been told that what's done is done and get out!! It's out if their hands they say.
I plan on filing complaints with Consumer Financial Protection Bureau, Federal Trade Commission, Department of Finance, Attorney General and any other agency that can go in and properly investigate. My belief is that BOA is in cahoots with Nationstar. I had previously also filed complaints on BOA with the Federal Trade Commission. BOA called me the very next day, but shortly after, sold the loan to Nationstar to "complete what they started". I am now in the process of getting assistance through the REO Rental Initiative to see what our options are as far as a time line for evacuating. This has been an emotional roller coaster and my prayer is that the government will step in and stop these investors from putting innocent people out of their homes. I have all my letters and contacts if further proof is needed. Thanks for this opportunity to voice my complaint and hope that something positive results from it.

When Nationstar obtained my mortgage, I sat down with my credit union representative and filled out a new authorization for automatic deductions to continue with Nationstar. The form was faxed to Nationstar that day. Several months later, I received a notice that I was behind two months payments. I went back to my credit union and we set up an automatic payment schedule through their bill pay service believing that since two months had passed without Nationstar implementing the automatic deduction service, they had somehow missed the message and I wanted to make sure payments were regular. To bring my loan current with Nationstar, I had to write a check for two months. I then took it to the post office and mailed it registered mail. I also spoke with an employee at Nationstar to let him know the two months' payment was en route.
Verification was made the two months payment had arrived at Nationstar and my loan was current. The next month , lo and behold, Nationstar implemented the automatic payment service! Great, except my credit union also sent a payment as we had arranged through their bill pay service. This means two payments were sent and I only had $200.00 to live on the rest of the month of Sept. I was able to speak to a customer service rep at Nationstar and arranged for one of the payments to be sent back to me. This customer service rep struggled to understand the situation. He actually said he'd send the amount back less $200.00! After I pressed him about that, and he consulted with a superior then agreed to refund the full amount. The checked arrived 10 days later.
A few weeks after this I received a letter from Nationstar stating the Sept. payment had been received, Oct. was paid in full (not true) and that my next payment was Nov. This caused me concern, as I felt they again had their wires crossed and didn't realize that the Oct. payment was not paid. Greater absurdity came several day later when I received another letter dated Sept. 30th. I quote: "Your loan is due for the September 23, 2013 and October 1, 2013 payments and is in default. The total amount due is $0.00. Nationstar Mortgage LLC would like to help you avoid a very serious situation. Unless this delinquency is paid by November 4, 2013, we will accelerate/demand your loan and begin the foreclosure process. You could lose your home to foreclosure."
It goes on, but this is the beginning paragraph and the most threatening section of the letter. Of course I contacted and spoke with another customer service rep about these poorly-worded and confusing letters. She confirmed that the Sept. payment was made, that the Oct. payment would be automatically deducted from my credit union account on Oct. 10th and that I should just ignore these letters, that the statement I owed $0.00 should have caused me to understand that I didn't owe and there was no concern.
I told her that the opening statements in the letter were clearly definitive in their intent, that Sept was not paid, Oct was nearly due and that my loan WAS in default. I also said that whoever creates these letters ought to have their head on a chopping block, as they cause great distress and worry to every individual that receives them. Further, these letters are poorly worded, not based on fact, confusing and bullying. NATIONSTAR MORTGAGE IS THE MOST DEVIOUS INCOMPETENT MORTGAGE COMPANY I HAVE EVER DEALT WITH.

Nationstar was not the company I had originally had my mortgage with but somehow they became the owners. Each month, I had difficulty with multiple issues such as strange fees that appeared for 'paperwork', misinformation on how and where to send payments, and lost paperwork when dealing with the insurance company in the escrow. I lost my job shortly after moving to a new location and renting out the house. After a series of issues involving the renters and repairs, my savings was shortly gone and I was scrimping to pay the mortgage with no renters in site. I struggled to keep up the payments and finally opted to give up the house to NM as a deed in lieu of payment. They accepted the offer and after nine months of their losing paperwork and excuses they finally finished the process.
During the process, they scared me into signing a paper saying I owed them over $2,000 and would pay it back in monthly installments. This never made sense to me and I kept telling them I wouldn't sign the paperwork on the loan but would for the deed in lieu paperwork, but as I stated they kept telling me I had to or the deal would not go through; pushing for it rather harshly. The attorney I spoke to (theirs) stated that if I didn't sign it, they would foreclose and my credit would be ruined. I finally gave in and signed it. Deed in lieu of payment means they accept the deed in lieu of any other payment. I didn't sell them the house so this couldn't possibly have been closing costs. Why would they do this? I still have no answers.
It gets worse from here. The system they had set up for payment had no online options for making payments. I would send in a check and it would somehow end up in the escrow account and then I'd get harassing calls telling me that I owed the payment. After talking to them on the phone, I realized that the only way I could make payments was to wait for them to call me to make the payment! I couldn't call them because they would only take a message and have the person taking care of my account call me back. I was at the mercy of random returned phone calls to make a payment! All of this on top of being unemployed. Finally after discussing the issue with a couple of friends, we came to the conclusion that this whole thing about owing money and payment options was fishy.
I stopped making payments and they supposedly sent the issue to a collections agency. This has never shown up on my credit report... not the loan, not the collections agency, nothing. I continue to get demanding letters and calls for the money from the collections agency and have now for several years. Please, will someone help me find a way to get this monkey off my back? It took me almost a year and a half to find a job and get my finances back in order but I have no intention of giving in to this harassment.

Om March 30, 2013 Nationstar and I duly signed and completed a Standard Freddie Mac Modification Agreement. I made all my three trial payments on time and started making the regular modified loan payment on June 1, 2013. I just learned last week that the binding agreement has been removed from my file. They keep sending me harassment letters that I am behind on my mortgage, which I am not. Finally after much daily constant work. I was assigned a Loan Analyst that specifically told me verbatim "NOT TO MAKE MY OCTOBER PAYMENT". I want to keep my home and have done everything humanly possible to do so. She also stated that they are working on "an internal medication for my case" and to "not talk to anyone about it".
She stated that the final pre-foreclosure letter is set to be mailed on or about October 23, 3023. I have been making my payments and do not see any reason for this kind of gross negligence and incompetence. it is obvious that Nationstar wants to foreclose on my home regardless of remedies I provide. Nationstar has requested a hardship letter from me and I supplied one, which they rejected. I have supplied a second letter and I am waiting on its outcome. I am set for a long battle with Nationstar and they have treated me like garbage. I leave all problems up to the Lord. He is in command. I built this home with my two hands and I intend to keep it over my dead body.

It is my opinion that Nationstar Mortgage is in the business of foreclosing on homes and does not have an interest in collecting mortgage payments. We have an almost perfect credit score and the ability to pay our mortgage at any moment. Nationstar set up an automatic payment to pay our mortgage payment on October 1, 2013. They showed that payment on my account on October 1st, but they never sent the payment through our credit union checking account. Subsequently, they reversed the payment and now my account shows that I owe the payment that was due on that date. I even called on September 30th to make sure that the payment would be made and was assured that it would be handled on time. Nationstar did not contact me to let me know that there was a problem with my payment.
After reading all the reports on your website, I can only assume that Nationstar Mortgage is in the business of defrauding consumers.

I thought Bank of America was bad with them charging for every little service possible, but when my mortgage was sold to Nationstar, I met a whole new level of shady. Their automated system starts harassing me the day my payment is due and I don't answer because it tells me to call them back. I've already spoken to them about their customer service, or rather lack of it. I was making two payments a month with BofA due to my income limits, but Nationstar won't accept my payments that way and of course there was no notice of this, so they were throwing my money into some kind of holding pattern until I was almost 3 months behind. Talk about lack of common sense.
I told the guy that's what my payments are for. "Oh would you like me to put them towards your mortgage payments?" Yep, he went there. So I get this letter today threatening me with foreclosure with a total amount due of, get this, $0.00. How can you start foreclosure process if I don't owe any money? To me, this is harassment. I'm actually in the process of filing bankruptcy and I'm keeping my house, but the other creditors that I'm defaulting on don't even come close to harassing me like this. In fact they aren't bothering me at all. I just get the late payment notice, that's it. I'm just glad I'm going to sell my house next year and some other poor souls can deal with them.
My next home, I'm going with a credit union. Forget this garbage. This is absolutely the worst company I've ever dealt with. I'm amazed they have not been sued for their business practices.

It appears that they use this tactic as a money making maneuver. The next issue that I had with them was they sent an overage check to me from my transfer from Bank of America (Oh how I think longingly about those days when I was with B of A) and after deposited the check into my savings account, I received a RETURNED CHECK letter from my bank stating that Nationsstar didn't pay the money on the check that was written to me.

Like everyone else my Bank of America loan was sold to Nationstar. Did not have any problems until I received notice that my mortgage payment went up by $180 per month, starting with Sept. I paid my normal amount, they cashed the check & put the money in escrow because I did not include the extra $180. I finally talked to a lady named Pixie who tried to find out why the payment increased. She said it was because the 'interest was adjusted'. I said that the interest rate had not changed. Then she said it was the index margin that changed. That's not true either. The margin rate had not changed from 5.9%. She could not provide me any reason or any documentation on how this increase came to be.
My loan papers state that my interest rate is based on the Libor rate (0.395% in Aug. 2013) plus the bank margin of 5.9%. Add those two figures together & it's less than the 8.9% interest rate that I have paid for years. Therefore, my payment should not have gone up. My rate can't go up until the Libor rate & the bank margin exceeds 8.9%. I believe that this is a scam & I am meeting with an attorney tomorrow. HAS ANYONE ELSE HAD THIS PROBLEM? If so, please contact me.

My mortgage was transferred by Bank of America to Nationstar several months ago. There was an issue early on. My second payment (June), which was sent to B of A was cashed but never posted. After lots of emails, faxes & phone calls, it still was not resolved. Two weeks ago, in another phone call, their rep asked me to fax over my bank statement showing that the check had been cashed. I refused since I had already emailed & faxed front & back copies of the cashed check. She then offered to get B of A on a conference call. After asking me for B of A's telephone number, we got a rep who was able to resolve the issue in less than 3 minutes.
It was clear to me that this was the first time that anyone from Nationstar had contacted Bank of America for this info. That conversation led me to contact the Consumer Financial Protection Bureau. This would hopefully force Nationstar to respond to me & resolve this issue. I got a call from a Nationstar manager within 2 days. They had posted the payment to another account & would reverse the error & take off any late fees they had tried to charge me. Two days ago, I got a message from the Consumer Financial Protection Board that Nationstar had submitted their resolution of the matter. Amazingly, it was still incorrect - they had posted the wrong amount! I have now disputed it.
I agree with the other posters - document everything! Double check your payment history to make sure that payment amounts are correct. Contact the Consumer Financial Protection Board. While everyone was pleasant at Nationstar, it is quite clear that they have not been trained properly. They are definitely not equipped to handle this huge amount of B of A transfers.

In July of 2012 Nationstar, our current mortgage holder, reached out to us to refinance our mortgage. Our rate was at about 6% and they were offering 2.75%. We jumped at the chance. Plan was to move into a fifteen year fixed. A second mortgage is held by CitiMortgage. Nationstar claimed Citi had not completed subordination paperwork, requested extra appraisals (on our third) and in the meantime all paperwork and qualifications on our end were in order. Then they started sending back paperwork claiming missed signatures and other excuses. We sent copies of originals. Fourteen months later they still have not closed the loan. When this started we had a barely underwater mortgage and now who knows?
Today they offered a refund for the first appraisal as compensation if we walked away. Their decisions have left us with a 22 year mortgage instead of a 14 year mortgage. Pretty big deal when you are in your early 50's. Even after 14 months Wayne ** said he did not expect the loan to close in 30 days, a time frame we shared as the deadline before we seek legal counsel. This coming week we will allow the third appraiser to walk through our house. Nationstar still claims the rate will be 3%. Big deal if they don't set a closing date. The loss of the 3% rate translates into tens of thousands of dollars. For the record, we continue to make mortgage payments to Nationstar; always on time! We made a commitment.

When I was told this information I was a little confuse because it was my understanding that under this program I would qualify due to financial hardship.
After sending in all my documents, my file went to review with an underwriter approximately August 26, 2013. On September 12, 2013 I called Nationstar to check the status of my loan modification and spoke with Paris **, who is my 5th dedicated loan specialist. She informed me that the underwriter did not receive my file until September 10, 2013. I told her that this is not correct. I have documents that showed that the underwriter had my file since August 26th. Approximately two days after I spoke to Ms. **, I checked Nationstar's website and discovered that my loan is now escrowed. My loan has always been and should be non-escrowed.
On September 24, 2013 I check Nationstar's website to see if there were any updates on my loan modification. I discovered my modification was denied because "there are other possible alternatives that may be available to you" i.e. loan modification, deed-in-lieu or pre-foreclosure sale/short sale. Deed-in-Lieu and foreclosure/short sale is not acceptable because I want to keep my home. I tried to reach Ms. ** several times through her extension, but the calls go directly to customer service. In my final attempt to reach her on September 24, 2013 I was transferred to a loan specialist named "Anthony **". He notified me that my loan modification was denied on September 20, 2013 because the escrow would have been more than the principal and interest payment.

Like many of the complaints listed here, Nationstar Mortgage (NM) took over the servicing of our mortgage and promptly created 2+ months of stress, frustration, anxiety, and lost family time. My purpose in writing this is to assist others in this ugly process of compelling NM to fix their mistakes in a timely manner and present an option for paying your mortgage that minimizes NM's involvement with no fees or costs.
1. Document every contact, date, time, person, ph#, and email that you have with NM and summarize the discussion; 2. Contact the Consumer Financial Protection Bureau (CFPB) at http://www.consumerfinance.gov/ or (855) 411-2372 and submit a complaint; the sooner the better; 3. Contact your State Department of Finance (whichever state you are in), and submit a complaint; the sooner the better; 4. Start a paper file and an email file very important.
I battled with these mostly polite representatives through NM's inept and incompetent system for a long drawn out month and was getting nowhere. I decided to contact the CFPB and my state's Consumer Protection Agency and submitted complaints detailing the issue and all the communication I had with NM. This is where my files and documentation really helped. Within days I had official letters and emails from NM management stressing how important I was as a customer and that they would get to the bottom of the issue.
They finally did correct their errors and fixed our account over the next 2 weeks. All was clear sailing; however 4-5 weeks later we received a foreclosure notice in the mail from them. I went through the proverbial roof. I called their customer service # and they had no record of sending the foreclosure notice (shall we say excessively appalling system). They did track down their mistake again and sent me another apology letter (always require them to send one).
I now have set up a separate checking account with my credit union at no cost (they were extremely helpful in assisting me with NM - credit unions usually are), for my mortgage payment only (no checks were ordered or used). I deposit our mortgage payment each paycheck into this account automatically (10th & 20th) the month before the mortgage is due. Then through the credit union (very important) I have the mortgage paid two days later automatically. This auto pay is not through NM system! They cannot draw from the account and mess it up.
Since my mortgage is due the 1st of the month, I am actually paying it a few days early. This means the principal is paid off a bit earlier (less interest paid), and it affords me 2+ weeks to check NM online to make sure everything is correct. Through the credit union's system I can also send extra principal payments $10-$20 bucks every once in a while. Try it, it's kind of fun. You may need to notify NM through an email that any extra $ are to go to principal. I most truly hope this helps.

Nationstar bought up 500 home mortgages at wholesale and when the time came to turn them over to other mortgage companies they refused up until the last minute. Our mortgage was sold to them Consumer Real Estate Financial on July 8, 2013. We qualified for a down payment because of my disabilities; we're seniors and we have an adult daughter who is also disabled. We were suppose to close on or before September 1, 2013. We waited and e-mailed and called constantly to our real estate agents as well as CREFCO. We were told they were waiting to hear from the underwriters.
We had already given our 2 months notice to our landlord and promised to vacate the apartment by September. We had packed up most of our belongings and was just waiting to close the deal. The sellers moved out to start their new life and everyone was excited. The day of the closing we heard from no one. No one could be reached. This is when the nightmare begin. We did not know what to do.. We have always paid our rent on time, never late so the thought of being evicted and having little or no family in MI was very frightening to say the least. I have never been without a roof over my families' head because we have always worked hard and provided for our family.
We heard nothing from CREFCO. The only one that kept in constant contact was our agent at RE/MAX. They called, we called. They e-mailed, we e-mailed. Nothing. Finally around the 6th of September we met our agent at RE/MAX and everyone got involved to help. Our agent's boss called several times to several people from the office and one of the loan officers at CREFCO sent an e-mail stating the underwriters at Nationstar said the down payment for FHA Loan Programs had end. We were told we needed to asked one of our relatives for a gift to help with the down payment. They had already taken $500-600 dollars from our account for an FHA Appraisal; $350.00 to $400 for a Home Inspection that no one bother to check with me about the findings and a $1,000 deposit to hold the house. The sellers had agreed to a 6,000 dollar concession to help with the closing cost.
We have no idea what happened to this. We had to fax over 500 copies to CREFCO. Most of the copies were copies we had already sent. Ink and paper run up into hundreds of dollar. Everyday I had to get up day and night faxing documents, sending e-mails, making phone calls. My hands and feet swelled up from all the sitting and standing with 4 different types of arthritis all over my body. When our family members gifted us the money and they verified their incomes, checked into all of their financial business they were still not willing to close. We had to get about 4 extensions from the sellers. The landlords agreed to let us stay from the 15th of September to the 30th of September for $707.00 dollars. The sellers agreed to the last extension of September 27, 2013.
We were told that everything would be settled by then. All they needed was us to send the bank statements from our banks again, our income tax statements from 2011 and 2012, insurance and tax statements, a reason why I was paying my eye doctor 10 to 15 dollars a month, a reason why I was paying a man $45.00 to cut my grass every month. Anything they could think of. Then they said I did not pay income tax on my Social Security disability. It was there on my 2011 and 2012 income tax statement. She checked it out and found it to be true and I also reminded her that medicare takes out 1200 dollars a year also. They asked me to give them permission to get a copy of my income tax statement from internal revenue. I did but now they want me to unpack hundreds of boxes and find the tax forms and fax them to them again.
We were told we needed 4,700.00 in our bank account to close when it was $3585.00 before. Now they suppose to have everything they needed and the underwriters would approved and we would be able to close but all the paperwork I faxed them was not clear enough to read. Well, they took all my paperwork to our agent and he e-mail it to them. We have not heard not one thing after this and today's date is 09/27/2013.
We have filed a complaint with the BBB on the 22nd of September. We heard from Nationstar and they told me they have never heard of CREFCO and they do not have our mortgage. We know that's not to be true because Nationstar has tried to get us to sign documents that would alter the original contract making us pay a higher rate of interest. We did not sign nor return the papers. Now, if we are still in the apartment by September 1, 2013 we will have to pay an estimated 1500 dollars a month and lose all the money we have invested in this and we will have to start all over again. After the findings of the BBB who I cannot understand how they can be accredited by them and have over 950 complaints against them, we plan to sue to get all the money we have spent, file a class action suit, a civil suit and suit for pain and suffering against this corrupt company.

I am so fed up with their incompetence and deception. BoA sold my mortgage to Nationstar earlier this year (I wasn't given last right of refusal). In spite of my concerns over their extremely unfavorable public ratings, I chose to give them a chance. So the first call was great. I found out I could refinance into a better rate and term with very little cost. All I needed to do is gather personal financial statements and complete and return the documents so I did that promptly (via scanned and confirmed-delivery email). Well I didn't hear back for several weeks and was concerned that a delay could potentially lead to not getting the rest interest rate. In fact, they didn't call me at all so I called them. I was promptly referred to the "status" department who took my complaint and assured me a manager would call me within 24 hours and would also receive an email confirming our conversation. Well neither of those promises occurred.
However, 4 days later, I missed a call from Nationstar and was completely angered when the message said, "We understand you might be interested in refinancing your mortgage. Please call me back and I will explain what documents you need to initiate the process"!!! Are you kidding me?? Call you back? I decided at that point I would email them through their website venting all of my frustration. So what happens next? No responses to my emails. However, I suddenly received an overnight FedEx envelope containing the same original blank documents that I already sent in. Not long after receiving these documents, the calls started coming in asking when I would be completing the forms so we can initiate the refinance process. I emailed them again saying, "In the event you are doing anything with my original refinance request, STOP IMMEDIATELY." Once again never got a response. I have never dealt with a mickey mouse operation like this.
Now I made the best choice to refinance through another bank but lo and behold, I received a letter from Nationstar saying since they weren't given 30 days notice of the payoff then they will charge me a full month's worth of interest, NSF Check Fee (for what reason???), Mortgage Insurance Fee, and will retain my escrow until all funds are received. How can this even be legal? This company needs to be investigated. I will fight this. They are not going to win this battle.
Lastly, I always make my mortgage payments and take full advantage of the grace period. This is simple math. You hang on to your money until the last minute as it's your right to use your cash flow to your advantage. The banks have not earned the right nor do they deserve to benefit from consumers paying early. Well right from the beginning, Nationstar started calling on the very day that the payment was due saying this is an attempt to collect debt as my mortgage payment is late. I also received a letter just last month (two days before the payment was due) threatening me that they are holding funds until the payment is made in full. Huh? Are you kidding me?? Who do these people think they are??? This infuriated me to the point my blood was boiling so I called them expressing that I am extremely angry over this. Their response... "Oh we are sorry. Your payment isn't late... We just automatically start calling when the payment is due."
People, please hear me out. Walk, no, RUN away from these people as quickly as possible. It will save you years of grief.

Trying to make settlement but Nationstar is not cooperating at all, no customer service and it was a very stressful conversation with all the counselors.

My mortgage was with BOA and and taken over by Nationstar Mortgage in July. My mortgage is an adjustable mortgage and for the last seven years it has not ever been changed due to the economy. Nationstar took it over and they have no history of the loan with BOA. I had several conversations at different times and they told me that now my mortgage is going up due to the fact of the index market? What does that mean and why after all this time with no problems ever before now it is going up? You do not have a leg to stand on. The consumer is always wrong and the lender is always right so who do you go to?
My mortgage is now going up $400.00 more a month and when I asked them about some type of backup they said that they have no previous records from BOA. They are just going by the index market. Does not make sense and if it is correct they need to provide you with the proper explanation and documentation. I am very unhappy with Nationstar and it seems to be others also.

My loan was sold from BofA to Nationstar 3 months ago. I changed insurance companies and made the deposit and was told since my mortgage is escrowed that I should receive it back. I got the letter from the insurance company that stated that the premiums had been paid by the mortgage (Nationstar) but they only paid the amount of the premium after the deposit amount so I had to deal with Nationstar to get the deposit back.
I spent 40 minutes on the phone went through 9 people and 3 hang-ups from them before I was told that they are not escrowing my account and that they never paid my insurance premium. They denied that they made the payment even after I was able to give them their check number. Then they said will you have 2 mortgages with us and maybe it was out of the other loan and I told them I do not have 2 mortgages and requested that they use my SS# to look up to see if there was a possibility of another and of course they could not find another account.
When I asked to speak to her supervisor she put me on hold then she came back and said she was having 3 other people look into it so can I continue to hold. So I held on for another 10 minutes only for her to come back and tell me once again that my mortgage is not escrowed. Once again asking for a supervisor was placed on hold and then disconnected. This is the worse mortgage company and something needs to be done to clean it up.

Nationstar does not want to short sale. Why???? Due to unforeseen circumstance on my end, Parents deaf unemployed, Divorce and moving out of the area and the condition of the property and its current value in the Tampa bay area, I could no longer pay the mortgage on a rental property so I have been trying to short sale for 6 months, now working with a realtor and title company and cash buyers.
The original first loan was BOA which I guess got sold to Nationstar. The current balance on the the first belonging to Nationstar is 49k. It also has a credit line of 45k. This is through BOA. I had a cash offer for 32k so I submitted all documents needed for short sale and there is a lot of them to Nationstar and BOA. Nationstar kept asking for same paper work over and over but I comply. Nationstar has counter offer for 45k and they are not budging. Original offer was 30k, buyer counter offer for 32k so there is no deal. The kicker is BOA being the second responded well and pretty quick to my surprise. They will take 3k for the 45k and release the lien and forgiveness of debt.
So I am a bit confuse why would Nationstar take the offer and not let it go into foreclosure which involves cost of attorneys taxes insurance and upkeep well maybe not the upkeep. It seems they prefer to foreclose on it at a much greater loss. When the property goes to auction they will be lucky to get 15k at best not to mention everyday that goes buy property condition get worse and worse might not even find a buyer for as it is surrounded by abandon home. Maybe this is the reason there are so many abandon homes in bad areas that investor would not touch you think!
The property is worth 30-40k at best its probably been strip buy now because its abandoned and in a bad area in Tampa and we all know what happens to homes in bad area. Any help or suggested would be greatly appreciated.

These people drove me nuts from June to September until I figured out I could block their calls. They are so rude and call multiple times a day. I have paid my mortgage every month for 7 years why are they hassling me. Yes I may take until the 15th some months, but it has always been paid; and (2) The website is HORRID. The fee to pay online after the 9th is a total rip off. All of you being harassed, do yourselves a favor and block their calls. Now when I log in I get a little giggle that a pop up box says "Your contact information may be out of date. Please update." Uh, how about NO.

Our account was transferred from Bank of America to Nationstar, not by choice. We have above average credit rating; however, we are treated as if we are deadbeats by this company. We have a grace period up to the 15th of the month and we literally get phone calls on the 2nd of the month advising us that our payment is late! They also overlooked an additional payment for our insurance that we increased. We called then to advise them to make the payment as our insurance company sent us 2 notices of non-payment. Nationstar then overpaid, leaving a shortage in our escrow, causing us to do all the paperwork to get reimbursed by our insurance company and then pay back into the escrow. We also tried to get our interest rate lowered; however, in the end, it would have cost us more money than keeping the interest rate where it is and applying more money to the principal. My confidence in this company is low and we're just looking to pay off this mortgage as soon as possible.

My loan too was transferred from B of A this year to Nationstar. I have to be honest, we really haven't had any problems. I don't like sending any type of payments by mail or set up automatic payments. I go directly to their website and set up each individual payment for a specific date or make it that day. It is taken directly from my checking account and I have a confirmation number and it also sends me an immediate email with all the same information. I do sometimes have to make the payment late, so that costs me an extra $9.95, I think it is, but I'm okay with that. I hope to get a payment ahead and then start working on the principal to get this thing paid off as we are almost down to $19,000. People do get into situations through no fault of their own and it really is heartbreaking that this company treats them so bad. Definitely encourages me to get this paid off so I won't have to deal with them anymore.

So I set up automatic payment to come from my bank on the 1st and 15th (I will not pay them to take my payment through their website!!). Well, I get a letter and phone calls that say "You have x amount of money in your account that is extra and would you like it applied to escrow or principal?" No!! I have not paid any extra, that's my payment. Now my account shows x amount of money not paid. I am way past angry. The sixth month I never received a statement and called. They informed me that the reason I couldn't pay online was because they had the wrong social security number. They were unable to go back to my previous records to find their mistake and made me get a social security card and fax it with my driver's license to correct THEIR mistake. Through this, I got to speak to a "manager" who was belligerent to say the least and persisted in talking over me to restate what had been told to me many times previously. After sending Nationstar my certificate of insurance on FIVE occasions, they proceeded to place a forced insurance policy on my investment property and then take proceeds from my timely mortgage payments to cover insurance I did not need. Why? No one there seems to know. It took 2 months to get them to figure out their error and when they finally did, instead of taking time to appropriately recalculate their own mistake, they refunded payments to my actual insurer (!?!) and placed my property in foreclosure. After another month of calling (you can never speak to a supervisor, or a manger, or the same person for that matter) they have now caused my tenant to consider moving out because they told him the property was in foreclosure.
They hit my credit during a time when I am in the middle of another property purchase. During all of this, I've been transferred an untold number of times between customer care, escrow, insurance, and any other department they can push their incompetence off on, so as to delay fixing their self-inflicted problem. Then it occurred to me I hadn't really checked up on this mortgage company so I googled Nationstar Mortgage reviews and came to this website. All of the complaints started to worry me. So I called my loan officer and told him I had serious concerns about his company. We discussed my concerns. Some of his answers made sense but some did not. I told him I was concerned because I have great credit and we just want to pay off our home earlier so my husband can retire and I don't want to risk either. And since so many people said their credit was ruined by their practices and unwillingness to correct problems, I decided not to proceed with the loan. I told him my gut feeling tells me this is not the company I want to go with. He told me sometimes you need to go with your gut feelings. I took that as a confirmation that I was right. Like many others, my BOA mortgage was transferred to Nationstar. To say Nationstar has poor customer service is an understatement. It's surprising they're still in business. Trying to make my payment online, the Nationstar website didn't acknowledge my online entry. I waited a few minutes and rechecked pending payments... still nothing. So, thinking I had not entered the transaction correctly, I entered it again (my bad). But, still nothing. A week later my bank tells me I'm overdrawn from a double payment. When I went to the Nationstar website there was NO payment listed even then! Then the fun of trying to get someone in the company.
The first customer rep told me there were known problems with the website. Assured me he would fix it "as soon as you hang up". Three phone calls, twelve hours later and having to make a request to speak to an American (which I've never done before), the customer service rep assured me that the funds would be back in my bank account within 2-3 days. When I asked why so long for an electronic funds transfer he told me it wouldn't have been had I talked to them sooner!!! When I checked the website the following day... the payment was finally listed AND the reversal of funds was listed for that same day. Not the reality of two days later.
I waited a full week waiting for the reverse transfer. But nothing. I had to call them again (by the way, their phone tree is 3 minutes and 45 seconds long until you get the right option). The rep then tells me that a check was mailed and "what do you expect me to do about it". I got transferred around and the supervisor who finally came on the phone told me that it was too difficult to do an electronic transfer. Meanwhile, TD Bank very graciously refunded all of my overdraft fees except for the initial $140.
Today I received a call from their CORPORATE customer service rep. She said that there was no fault with Nationstar and it was ALL my fault. They took absolutely no responsibility. And no, they would not refund my $140. She also said that the reps I talked to should NOT have told me the funds would be transferred electronically because they have no way of knowing that. Really? Are you serious? If they have no knowledge of how things work how can they provide customer service?!? They should've saved their corporate customer service call. They've only made a bad situation ten times worse. And solidified my opinion that I should refinance just to save myself from them. Horrible customer service and treatment. My fiance had an initial loan with Countrywide, which was sold to Bank of America several years ago as he was initiating bankruptcy due to loss of a shared business. He signed a deed in lieu of foreclosure and was told not to make any payments as it would invalidate the bankruptcy, thus making him liable in regards to other debts. His ex-wife was continuing to reside in the house with a plan to move out when the house was taken by the bank, as she was given exclusive rights to remain in the house per divorce agreement. Due to a rather complex issue with their daughter and his ex-wife’s mental illness, he moved back into the lower level of the house to assist. She moved out and then, a month ago came back without warning.
In the interim, my fiance maintained residency at the house, as he has his landscaping equipment there, and his daughter does not want to move in with me and my boys. How much longer can this go on, before the house is taken away? Nationstar took over in March of 2013, and appears oblivious to the fact that he has not made any payments for over 4 years, that BOA had initiated foreclosure via letters to vacate, and he currently is almost $70,000 in arrears regarding his mortgage payment. He says he'll move in with me when they take the house, and I am struggling to maintain the mortgage on my home which I bought when he was losing his, with the intent he would move in and assist.
Based on this experience, I would say Nationstar is quite the benevolent company, allowing people to in their house with 4 and a half years of no payment, 6 months while under Nationstar. How do I get a mortgage with Nationstar? Are they that oblivious to this? Maybe I should sell my house and just move in with him so as to live mortgage and rent free. Great deal. Oh, the housing market value has just gone up in Suffield, CT and this house has a lot of potential being on nearly 1 acre in a nice neighborhood, walking distance to town.

We have been with Nationstar for several years after our loan was sold by Countrywide. A few years back, we did a re-modification loan to lower our payment. In November of last year, we got a letter about lower interest rates and lower payments. We filled out the paperwork and started the process. We were told not to make a payment until the modification went through, then we would know our new payment. In December, I called to find out the status because I still had not received information about a new payment. I again was told not to worry about the payment, they were still working on the process. In February, I still had not heard anything. I was getting my monthly bill and of course, it said I was four months behind! Again, I called Nationstar and was reassured that they were still working on it and not to worry about the bill. Now when your mortgage company tells you not to worry about the bill, you tend to believe them.
Fast-forward to June... I received a letter stating that my re-modification loan had been denied. I called Nationstar to inquire about the denial and what was my next step. The rep told me that she would look in to it and get back with me. Several days later, I received a letter stating that if I did not pay, foreclosure proceedings would begin! I immediately called and was switched to the foreclosure department. They would not let me speak to the people I had been dealing with earlier because the loan had now been referred to the foreclosure department. I never heard back from the person that was suppose to tell me why it was denied. After many tearful phone conversation and being switched from one person to another, I finally found out that the reason that I was denied was because in the State of Texas if you are approved for a home equity loan, you can not apply for a re-modification!
Why did they send me the letters to apply and why was I not told this back in November?!!! By this time, I am now over $10,000 past due on my mortgage and being threatened with foreclosure. They told me I could sell on a short sale or take advantage of their "Cash for Keys" program. Cash for Keys! They would give me up to $8,000 to hand over my keys and use the money to relocate.
I did not want to lose my home that I had been in since 1996. Our only option was to file for bankruptcy. So now I have the bankruptcy payment and a mortgage payment. The real scary part is that my attorney has told me that I need to start paying my monthly mortgage, but I can not get an answer from Nationstar as to the amount of payment, where I need to send the payment to, etc. When I told the attorney who my mortgage company was, his answer was that they have seen this happen several times from Nationstar. How can they get away with this??? How many families have they put out on the street??? Not Happy.

Guess what, he was equally uneducated. He did not know what mortgage insurance premium (MIP) is. He was uneducated on how to assist me because he was not sure what I was asking help on because he lacked the same basic skills any customer representative in the mortgage servicing should know. He did not know about the escrow reserve (I even gave him the website to www.hud.gov) which is tacked on to escrow, so how can he possibly answer or assist? When I pressed him to tell me if he knew what it was... he said yes and then proceeded to tell me it was a good faith estimate. I was shocked! He did not know the difference between having a mortgage and closing on a mortgage. He is the best this company offers to resolve your issue and he has no idea what is a mortgage! Are you kidding me?
This company is paid to service your mortgage but has no clue as to what a mortgage is. They do not know what an escrow account is or how it affects your mortgage... Finally, after catching him in a lie because he really did not know what I was talking about, he said he was going to disconnect the line and he did (which was in my email complaint to his office and yet he did it too). Here is his phone number at Nationstar Mortgage: 972-894-1976. You can call him and school him on what any homeowner knows. Good luck! We need to start an online petition to request the government look into regulating these companies. There needs to be auditing to ensure the information given by their representatives are accurate and have the basic level of competencies to handle the job. Until the consumers start demanding accountabilities of these companies or allow the consumer to select who they want as a servicing company. Then was also told by BofA and Nationstar that however the mortgage and payments were set up with BofA would be the same for NS.
Well for about 4 years I have paid my mortgage on the 15th of the month since I get paid twice a month. I never ever had an issue with late payments or fees associated paying that day. The 16th is considered late and I have never been late. From my first payment on the 15th of June I believe I start getting hit with a $9.95 fee... I call and they say you have no late payments. I said exactly but I'm being charged for paying on 15th. I'm told yes because we are not a bank so payments are made through Western Union. Well that is not my problem now is it? I did not asked to come to your company so you need to honor what I have been doing for years like I was told would happen. So nope every month getting hit.
Finally speak to someone else in September and tells me to set up online won't get hit w/ fee. So I did that I put my bank info into my NS account online and made payment on Sept 13... Rec'd email that my payment had been made. WITH THE $9.95 fee... so was aggravated. I have complained many times through their website. Someone from complaints got back to me (via letter) so I emailed her. I won't lie. She was very nice but no help. Because I had to call her to complain once again that not only did they get my mortgage on 9/13 and charge me 9.95 BUT somehow (which I did not do) they put me in for monthly auto pay and took a second mortgage payment out 9/15. She said I went into the system on 9/15 and requested that. I said I did not. I went into my acct on 9/15 because the payment from 9/13 was still not taken out of my account.
So I "viewed" my acct to see payment. I'm told I then signed up for it. I said really? How stupid would I have been IF I did want to do that and set up for 2 days later so that my checking account is now -$343 and I have nothing in my account. I said I want the money put back asap. Ready for this: "we are not a bank. We will have to send you a check"... Are you kidding me? It's now 9/19, I still haven't seen a check or any fixing to my account and I have had it.
They are out to scam everyone and do not care about anybody. If I had the money I'd refinance and get the hell out of here but I do not... My house is on the market and I can only hope that it sells soon and that I don't have to rent it out. I have never seen such a company and if I were an employee there I would not tell a soul that I worked there. I'm just so happy my sister's BofA mortgage was sold but not to them. Something needs to be done... Love to see them shut down. But right now I need my $1140 back in my account because I do have other bills to pay. I've had it with them.

My wife makes the calls as she is authorized. This is my mortgage. I wasn't married to her 27 years ago. Mortgage was sold to BOA, then to Nationstar. This has been a nightmare. Always losing the paperwork I fax to them. Always a new person, 9 to be exact. They want a payment of more than I can give and won't accept 1/2 of the amount. This was due to my being laid off 3 times, home repairs, health, etc. I am not proud I got behind. I am trying. Now it's in their lawyer's hands. What about the loan modification that is supposed to help homeowners like myself and so many others. What can I do? I don't want to lose my home. Everyone is in the same boat. I have no one to borrow from. My credit is bad because of being late and behind on my mortgage. Can't refinance. Who can help me? Thank you.

As I have been reading the complaints concerning Nationstar, I too, have been having the same exact problems. I have been trying desperately for a home modification since last November 2012. I completed all the paperwork they sent me. By January of 2013, they still needed additional paperwork. I complied, but did so under protest. My husband and I have been separated since April 2012. They asked for a court certified divorce agreement and a quick claim deed. They did not get either. I then received threatening telephone calls saying my house was in foreclosure even though that is supposed to be stopped while processing the modification.
It is now September 2013 and guess what? I'm on my third round of the exact same paperwork they keep asking me for! This company is a complete joke. I have filed a complaint with the BBB and the only thing I received from Nationstar is that they take this very seriously. Now, I am so behind on my mortgage that the only I could every catch up is to put the balance on the back end and extend my years. They keep promising me that, but then request more and more documents. They really don't want to help you at all! So people, don't buy into the crap they are saying. It would seem there's a lot of animosity towards Nationstar's business practices across the country, so here's my story to add to the list of abuses received from this awful mortgage company. Like others, my FHA mortgage was sold to Nationstar by Bank of America in December 2012. When the FHA streamline program was available in January 2013, I contacted Nationstar to participate in the program. Unknowingly at the time of how bad of a company Nationstar was, I chose to try to work with my new mortgage holder instead of contacting another organization to refinance. Initially, Nationstar was very responsive so that I could submit all of my required documents over to them, but after that first week I waited, and waited, and waited for months with only automated email responses about various states that my refinance was going through. Every phone call I made to their customer service was met with a similar response, parroting things such as the response to the FHA streamline was so high and that Nationstar was understaffed and unprepared for the volume of refinances.
In July 2013, I decided to replace the roof on my house since it was getting old and the extremely rainy season in central Florida was wearing it down. As part of a new roof installation in this state, permits have to be pulled from the county and the contractor has to file a Notice of Commencement with the county. That was all said and done without flaw. Finally in September, I got sick and tired of waiting for Nationstar to complete my refinance, which by now had taken a grossly long amount of time to complete, so I began making further calls to them until finally getting my streamline into underwriting.
Not a day later and Nationstar emailed a reply that said my loan was being denied due to a second lien against the house that happened in July. I immediately realized what they were doing and to what they were referring, which was the paperwork filed with the county for the new roof. Infuriated at this point, I went directly to one of the loan managers demanding that they provide paperwork that proved the claim. After being lied to that the financing I used to pay the roof contractor was a lien (and I did call the finance company to verify that no lien was put against the house), Nationstar finally provided me with a copy of my title pulled from the county. On that title it specifically stated the "termination or release of the Notice of Commencement". A Notice of Commencement isn't in itself a lien against the property. Nationstar then two days later sends me in the mail a rejection of my FHA streamline loan due to a second lien on the house, a bold-faced lie with the "proof" they had sent to me.
Not only did I have to wait for months of this incompetent mortgage company delaying my refinance so that they could continue to collect the higher interest rate, I end up being punished for a home repair and lied to that it caused a second lien to be placed on the property. Neither the finance used for my new roof nor the paperwork filed with the county for permitting purposes constitutes as a second lien. Nationstar is full of crooks and thieves and liars and frauds and I advise all of you to avoid this company like the black plague. If you have to refinance, do it somewhere else. I hope that this fraudulent organization is swiftly put out of business with all the lawsuits going against them and I pray that there's a class action suit in Florida that I can join.

What kind of crap is that? This is the problem, just give them our jobs. I lost my job and ending up in bankruptcy. So I started paying them only to see that they refused and returned my money. I was told I had to pay the full amount owed which was now over 10 grand. I have applied numerous times for modification programs with no answers or success, but they sent me letter saying I refused to apply for these so called programs. I wish there was a no star button. Nationstar is the absolute worst mortgage company ever. Ran into some financial troubles. Talked to them about a HAMP modification. They sent the paperwork, I filled it out and sent it right back. They told me they would call me if I needed any additional information as well as to inform me of the status. Well, I finally called them after several months only to be told that they never received my paperwork. So I filled the paperwork out yet again and sent it to them on a Friday.
I called the next Wednesday to check up on it and was told that my house had been foreclosed on and sold the day before. I never received anything from them stating that the house was in foreclosure nor that there was a sale date. Been getting the runaround ever since. They wont call me back. And they won't show me anything that proves that they sent me letters of foreclosure or sale. They keep telling me to contact some lawyer who was their trustee. The last thing I want to deal with is a lawyer.
So in general. If you have a loan thru Nationstar, refinance quickly because they have the worst customer service. They give you the full runaround and won't answer any questions. They keep handing you off to someone else.

I filed this complaint with Consumer Financial Protection Bureau. Here is their website, Consumerfinance.gov. This complaint is on Bank of America, Nationstar and Auction.com and their questionable mortgage practices. I have all of the emails and approval letters to justify this complaint from December 2012 to present. There are over 40 emails so I wanted to initiate the complaint and I was not sure what the capacity was using the website. Please provide me with a person that I can fax, email the information.
The two mortgages on my property were taken out as an 80/20 split by Bank of America. The loss of income and my boyfriend of 7 years caused me to drop the house in short sale in December 2012. Bank of America sold the second mortgage to Carrington although the house was in short sale. The first buyer did not qualify through Bank of America which I was not made aware of which being the home owner, I would have thought they would have told me. Since I would have requested that the house be put back on the market. There was a cash offer and an identical contract signed on May 16th. Bank of America had provided me with an approval letter with a close date of May 25th.
The cash buyer provided a statement from Bank of America to support that he had the cash to purchase the house. This would have given Bank of America 9 days to change the name on the documentation from the old buyer to the new buyer. They said that it could not be done in that short of period. Once again, I was not made aware of this after numerous emails requesting an update so in good faith I moved out under the impression that the house was going to close. Bank of America then sent the mortgage to numerous different vendors for a three-week period and then would move it to another vendor which made it impossible to complete the short sale process. Then I was notified in July that Bank of America had sold the mortgage to Nationstar.
My real estate person was representing me and the buyer. She had all of the documentation to Nationstar before the loan was transferred from Bank of America to Nationstar. I was leery of them since in researching NationStar there was not a lot of good being said about the company The company said that even though I no longer resided there, due to the circumstances, they were going to honor the $3000K reimbursement . My real estate lady (Patty **) requested updates on the mortgage weekly which included Carrington, title company, the buyer and myself. They would not respond. They did say that they were going to have the house appraised.
Bank of America had the house in May 2013 for $73K. My real estate lady appraised it and then they had their appraiser come out and he appraised it at $90K. Patty went into the MLS listing and submitted comps in the area which were nowhere near $90K. Then she was told that they were going to put the house on Auction.com which anyone bidding on house on this website have to be preapproved by Bank of America. If they did not receive a high bid then the cash buyer at $70K would get to purchase the house. The auction date was 11 am on August 24th. The highest bid on the house on Thursday or Friday was $45K. Patty checked the auction site at noon on August 24th and it said the house was gone for $87K.
So I emailed them asking if it was a cash offer, what the next steps were and when I would get my letter with a close date. Patty calls me to tell me that they did not get enough money for it at the auction but they countered the cash buyer for $95K. They wanted me to sign a promissory note with them which I will not be doing. The house has been broken into, ransacked and the copper piping is gone. He did not accept the counter offer. I had written them an email on the following Monday saying that if the situation was not rectified by August 30th, to move the file out of short sale and into foreclosure.
Patty took it off the MLS listing and took off the lock box and gave me the keys. She received an email from Amy at Nationstar yesterday saying they felt bad and sent the file to higher management to see if they can do something. I think it is another stale tactic. At this point, I want to move on with my life and this file to be closed by the end of the year so the bank cannot try to come after me for the remaining balance on the loan.

They do not know how to transfer a call, or how to get a supervisor or even their basic policies or procedures. They transfer you to the wrong department and evidently are not held accountable for customer treatment. Your company has missed the mark and could care less about changing your practices. Your website is not accessible today and nobody to answer calls. Our house is in pre-foreclosure and we are letting Nationstar have it. We bought in 2007 and borrowed to do some upgrades. Well, in 2008, the market came crashing down and we are about $60,000 - $70,000 underwater as of current market values. We'd have to stay another 5 years or so just to break even. I will state that this was not our dream house, just a home to stay 5 or 6 years before we moved on to our long term home.
We were with BOA and the payments were too high so we tried to get a modification and that was a big hassle but we got one, although they didn't lower the payment much, just lump the back payments into a new loan and extend it a few more years. They immediately sold the loan to Nationstar 6 months back and I knew the minute I got the welcome letter that they would be crooks.
They do everything they can to either get what THEY want or just force you out. So, I feel for anyone going through all the crap with them and trying to save their home, much less their dream home. They are not interested in modifications and even if you could get one, the terms and tactics they use are so shady it's disgusting. I wouldn't even want them as landlords on a rental property. Going through a short sale with them looks to be a nightmare too and they offer no help on the matter. They just want their money, PERIOD!
It's just a big game to them. They lose documents so often that I am amazed they know how to run an office. My wife is actually a loan processor for a mortgage company in our state and they use several hundred companies to do mortgages with and she said that they would NEVER go near Nationstar because they are a complete joke.
So, we are saving all our money and plan on renting for a few years before buying another home. Foreclosure sucks and can be emotionally draining but it doesn't last forever and you can start getting halfway decent rates on mortgages in about 2-3 years as long as your other credit is good. Our mortgage credit will be bad but all our other bills are current and in good standing.
I have been keeping close records of everything though in case we go to an attorney or join a class action suit. One thing I would recommend to people is taking screenshots of their website and all the changes it shows to keep track. I have a file full of all the stupid modification requests, messages they put on which make no sense and show how incompetent they are. I have images of times when their website was down in the middle of the day but a pop up box said it should be available that morning. Images of weird dates on things (1-1-001) and I even have an image where they lost their accreditation with the BBB for 5 days, yet they were still advertising it on their website.
Don't listen to anything they say. They will lie to you and PLEASE never give them access to your bank account. If you did, change that immediately. If you can refinance elsewhere, do it but we chose to just let them have the house as in our case, it's not worth the hassle of dealing with them. They would rather foreclose and write off the loss than modify the loan. Honestly, we just needed our monthly payment lowered about $400 or so and we would be good but they are not interested so they can have this place.
God bless all who has to deal with this company and I do believe they are headed for something bad as all these tactics and pissed off people will come back to haunt them... GUARANTEED!

I had enough money saved up to make the 2,174 a month payment until the projected value of my property met what I was being sold, then I would sell my house and be totally debt free. However, as 2007 ended, Fremont would not return my calls nor would they answer any letters that I sent. I began to do some research with this company and that is when I began to think something was wrong with my mortgage. I was running out of my savings to make that payment so I contacted a mortgage fraud HOPE hotline who gave me the run down on the things that I had to do. I followed that format to the letter.
Maryland DLLR got my case and based on the conversations that I had, I was relieved. I began to suspect that there was an issue with my appraisal and I requested Fremont send me a copy of that appraisal. That is when I found out that Nationstar had my mortgage. That is where this who saga began to turn ugly. I submitted a complaint to my state for investigation and received notification that there was nothing wrong with my mortgage. My home was worth what they say it is. I talked to my couple neighbors, one of whom has a log home and four times the land, and found out that the value of their home was only around $150,000. I brought this to the attention to the state along with copies of two court ordered appraisals from my divorce in 2003 that I forgot about. Even with that amount of evidence, the real estate commission denied my complaint.
I appealed to the Governor and others and finally in 2010, the state did send an investigator to my home. The first words out of his mouth were that this is no $300,000 home. The state took the appraiser to court in which I did testify in late 2010 and she was fined $2,500. However, I was given nothing whatsoever. My status with the mortgage company did change the payment to around around $1,700. By this time, I was out of cash and very deeply in debt. Finally, I now stand to lose my home because of an issue with the statute of limitations and the fact that Nationstar still believes that my home is worth what the contract says it is. I have filed with the CFPB and have others working on my behalf to secure a PRA modification under HAMP, but Nationstar sat on my paperwork for a month and did not submit anything.
My HRDC has been hung up on, put on hold forever, and made to fax documents to multiple numbers. They now say that my paperwork has expired and that I need to re-submit. This type of service is pathetic and unacceptable. If it wasn't bad enough that I was scammed and fraud committed and then let down by the negligence of others who are trusted to prosecute and protect, but to have this happen now is horrible. I feel sorry for anyone who is dealing with Nationstar Mortgage as they are impossible to deal with. I live on a country road when access is limited to 4x4 only. I am the only one who maintains this road and yet Nationstar insists that I live on a tar and chip road. I sent them photos to show that I didn't. I never heard a reply about that either.

I had my loan modified from BOA and then Nationstar took over. I was unable to log in the first couple weeks due to they didn't have the part together. Remember I need to make a payment. Well the modification didn't go through on the website so I made the payment less than what the modification said. Then they got it set right but didn't add the payment toward my new modification. Now I am 2 payments behind. I have been told no modification to yes waiting for it to come through a letter saying yes and no to the modification. But now all should be right other than they want to take that first payment and put to the modified side of the loan. Now as for someone to call you, I left a message for one of the specialists to call me and it took almost 3 weeks. The other specialist assigned to me month later still hasn't called, so I have decided to just do a deed in lieu and then fix up this house that is falling apart and rotting out. I really wish them the best.

PSB sold my mortgage to NationStar. I went in, set up automatic payments starting September 1st and continuing the 1st of every month thereafter. I came into work knowing that Labor Day would mean that my payment should come out on the 2nd of September due to the holiday. I have an email notice saying my payment is late though I have a 16 day grace period. I called and was told by customer service that they do not see any payment coming out of my account or any confirmation number confirming I had set up the payment. I was told there was an error and to set the payment up again. So, stupidly I listened and did. I got the same exact confirmation number as I did the first time. I called NationStar back and was told that I should have received a new confirmation number. Not to worry only one payment will come out.
My payment came out on the 3rd and again for September 1st on the 4th. I called NationStar back and told them what happened and asked for the monies to be put back into my account. I was told it was my fault. I said "Wait a minute, you told me the payment wasn't made, not confirmation number was showing and that no payments were pending." I received the same confirmation number twice. I was told I had to send them a statement showing they took the payment out twice and it would take 90 days to refund to my account.
I believe this mortgage company is foreign owned and a bunch of crooks. They can see that two payments were taken out using the same confirmation number. It doesn't take a rocket scientist to see that two payments within one day hit my account. Now what do I do? This is harassment and they cannot start telling people they are late when they are within their grace period. If this doesn't resolve itself I will go to an attorney!!! No doubt.
So is Consumer Affairs looking into all these complaints and doing something about it? That is my question. When 90% of the people are unhappy and fraudulent practices are taking place, it is time to step up for the rights of those who are being infringed upon.

My experience with Nationstar is much like everyone else's. I used to try to describe my experience with Nationstar to others and it was dumbfounding to people, and I would conclude by saying, "yeah they have 900+ reviews on a website and not one of them is positive, and I haven't even felt compelled to write a review yet." Well, I guess that has changed but where on earth do I try to begin? I will give a brief summary of my experience but the words I choose do not come close to describing it.
Much like everyone else, my Citi loan was sold to Nationstar without my knowledge. I attempted to refinance with Nationstar soon after, and I submitted an initial application. I was not eligible because the value of the property had decreased. About a year later I received a several hundred dollar "service fee" on my statement. After several very frustrating phone calls trying to find someone who could explain this, I then demanded a manager, who eventually informed me that this was a routine "home inspection". When I told her that no one ever inspected my home she eventually got back to me and said that there was a "drive by inspection" during the time that I attempted the refinance. What????
Several years later now, I again attempted to refinance my property since values had gone back up (obviously with a different company)... This is where it gets really messed up.
After spending several weeks submitting loan paperwork with my new company my lender said something was not adding up as I was again told I could not refinance. After an investigation we eventually found out that Fannie Mae had no record of my original loan - this was because Nationstar added extra letters to the name of my street so that Fannie Mae would not have a record of it, thus preventing me from refinance to a much much lower rate. I was told that Fannie Mae only updates their address database once a month and that Nationstar would have to submit an address change for it to get changed.
So I contacted Nationstar and I explained this situation to at least 6 people on 4 different days (yes about 25 people total) after getting transferred at least 5 times on each day to someone who eventually said they could help me simply change my address, I was told on each of these days that the address had been changed. I even confirmed with them on each occasion and they assured me that it was done. So two times I waited about a month for Fannie Mae to update their address database and on each of these two times they still had no record of the loan or the address getting updated.
I called back Nationstar, again, and asked for a manager - I believe this is when I spoke to someone by the name of Marcus who told me that there was no way that Nationstar could update my address unless I sent proof to them that it was spelled wrong (what?). His description of what he needed in order to erase two letters from my street name made it seem nearly impossible to do (he needed certified paper work from the city and county records, and all types of additional forms, contacts, etc that were not feasible). At this point I lost it. I demanded he change the address and he continued to say that he could not. I eventually contacted Fannie Mae myself and told them that Nationstar intentionally put my address wrong and refused to update it. Somehow without any of the hoops Marcus was trying to make me jump through the address eventually got updated with Fannie Mae, thus finally making me eligible for a refinance. Today my new loan is finished (thank the Lord) and Nationstar decided to send me an overnight FedEx package stating that my current mortgage is eligible for an express refinance, and then they called me asking if I received the FedEx package.
I am sure that I am leaving out something else major that I should write about this negative experience. There are many other occurrences that I have spoken with Nationstar and it is always so draining. I can't even describe it but if you have ever dealt with them you know what I mean. I hope this helps someone, somehow. If you haven't already - run from this company, as far and as fast as you can because they are no good and they do not care about you to say the least.

Nationstar is servicing my mortgage and I always dread trying to communicate with them. As I write this, I am heading into almost two hours in trying to resolve an issue with two accounts identically labeled.
I have encountered three people that didn't know how to resolve the issue, and one hung up on me and didn't call back. Apparently there is little training for telephone assistants. They don't answer questions, seem to have trouble working the computer, and apparently have no accountability. I have had them hang up on me if the issue is too complicated. The people I encountered today were sullen, had the worst telephone manners, and served as very poor reps for this company.
I have been waiting on a supervisor for 25 minutes. I guess they are showing me who's boss. Now after speaking with a manager--dense--dense--dense. Not very helpful--had to be forced question by question. I am looking to just pay off this loan since I firmly believe misery should be optional. I fear for American business if this is a trend.

I have never had a problem before until with them when my account was sold to them. I will be looking to go with someone else who is more considerate and personal.

Due to unforeseen circumstances in which I take full responsibility for, my mortgage fell behind several months. I began receiving foreclosure notices from the mortgage company as well as a law firm. I contacted the mortgage company to review my alternatives. I was told that there were no options but to pay the past due mortgage along with a large dollar amount due to the law firm handling the foreclosure. I explained to the mortgage representative that I was able to pay the past due mortgage; however the large dollar amount of attorney fees was preventing me from paying the total amount due. She stated she contacted the law office and was informed that the amount she sent and quoted me was the amount the law firm quoted her. I asked her to send me a breakdown of the amount due.
She sent me a very detailed email outlining the amount, total amount due along with deadline to pay to prevent the foreclosure. After raising the money to have my mortgage reinstated, I called the mortgage company and spoke with the same representative who informed me the amount she stated still was good and I was to send the certified funds to her. I decided to call the law firm the same day I was to send the reinstatement payment to the mortgage. I was informed by them they were not contacted by the mortgage company regarding the charge that should be added to my reinstated amount.
The mortgage company advised me I had to pay $4777.59; the actual amount due per the law firm was $3333.12. The legal fees were only $50 and I was consistently quoted legal fees in the amount of $1502.48. You can imagine how upset I was to learn that I could have possibly lost my home due to the negligence of the mortgage company and their representative. Please help me. Was this fraud? Was I being scammed? How many families have lost their homes due to this incompetence. I am reaching out to you in hopes that you hear my story and somehow bring right to the wrong that was done to me. I am not looking for any monetary compensation; an acknowledgement of their wrongdoing would be fine. Perhaps they should be made to review and revise their reinstatement policies when it comes to their employees.

Nationstar took over my mortgage from BofA in June of 2013.
I recently contacted Nationstar Mortgage because I have an insurance settlement payment (storm damage) that must be signed by them before I can pay the contractors. My first suspicion there may be problems came when none of the IVR's menu options clearly applied to my situation, none offered to speak with a representative, and all seemed to require an account number before continuing.
I didn't have my account number so I used the age-old method of "hammer 0s until you get to someone". Queue my next red flag: when I did this, the IVR prompted me for my social and responded by saying that this call is related to an unpaid debt and that I need to speak with them or action will taken. (Go figure, I called them... Note that I have no unpaid debts.)
Hold time was approximately 7 minutes before I made it to a rep (this was 8:30am CT on a Monday). The rep was extremely curt and at times blatantly rude. He insisted I give him my account number. When I explained I didn't have that handy, he interrupted by saying "Social Sec Number then". I gave this number and he said I have no information in their system. This surprised me as I've been making mortgage payments to them for months. I said the same thing to them and he asked me for my number again, with the same result, and then he added "Sir, why don't you hang up and call back when you have your account number." (Geeze...)
After being treated so poorly I asked to speak with his supervisor, which he refused. I asked for his name. He said "Bill" and refused to give his last name. I asked if he has an ID number that could be used to reference this call and he gave it to me (will not post here). Finally I asked again to speak to his supervisor and he said "Look, we have policies not to allow people to speak to supervisors when we can't verify their account information. You need to call us back." I explained to him why I was calling to see if he could help even without pulling up my account (i.e. just tell me where to mail the check for Pete’s sake...) He refused to answer. At this point I explained I felt his treatment was unprofessional and dropped the line.
I'm seriously considering a refinance with a local CU just to get away from this place.

Ours is an ongoing story, refinancing under HARP, instructed not to pay in May 2013 as they had pulled down a settlement figure. They did not close us as they stated and then they sent a letter saying we were in default. They have continually blindsided us. We are still attempting to deal with them. We have initiated two internal investigations (they cannot find the recorded conversations we are referring too - surprise!). Their internal investigations are a cover up.
I now copy the CEO on ALL my correspondence and all of you should do the same (CEO: Jay Bray, Email: jay.bray@nationstarmail.com). Look him up **, see where he came from and then you will understand why the company is run the way it is. Nationstar is purely a debt collection agency. They don't want you to re-fi as then they make less money. I have been repeatedly asked by employees of Nationstar over the last year not to keep copying Jay Bray on correspondence. I still do it and I will continue to do it. When he changes his email, I will find that one and again I will do it. You should do the same.

I have had my own experiences with Nationstar and it's only been since June 2013 when they took over the servicing of the Countrywide/BofA loans. The Dodd-Frank Bill created an entity as part of the Federal Government called "The Consumer Financial Protection Bureau" or CPB. I have used them twice. Through their website, you document what happened and specifically what you want done. This is important because Nationstar has to respond to each item you ask for. The CFPB is a federal agency that regulates the financial institutions. They are keeping track of what institutions are defrauding consumers. When you go through the complaint process, you are given a case #. Nationstar has to respond to each one of the items you would like to see addressed or changed. Nationstar is also obliged to respond within 30 days after you file your complaint. It's all done online and it's free.
Like I said, I've used it twice once for Nationstar and once for BofA. Both of them acknowledged my complaint 3 days later and then did the obligatory follow up in 30 days. The best part of the process is if you don't like their answer, then you can dispute it and the process goes on. That way you have a running record of their behavior with the bureau. If all of us follow this process, it will have an impact on Nationstar and other viruses like them. This is the best way to document your problem and share some of the misery with Nationstar. They are very shady and they need to be watched. Remember, this is part of Dodd-Frank. The CFPB has only been around this year. They are eager to make it work. They are your best resource for affecting change. Or a class action lawsuit.

So for the next three months we sent in the checks by certified mail. The checks were signed for and we received a return receipt. BUT, we still kept getting robocalls from Nationstar saying that our rent was overdue. We waited long periods of the phone with "customer service" (which turns out to be in the Philippines while their offices are in Texas). We tried to get direct phone numbers to the check receiving department to find out why our "signed for checks" were not being entered. Nationstar bought my mortgage from BoA. However, they didn't buy both loans, just one. I'm told that this is because they knew the housing market is bad, people are upside down in their mortgage, and that the second loan probably isn't good. Yes, I actually heard this from one of their customer service agents. Well, I didn't find out my loan was being transferred until of course the last day of the month. They didn't establish an account number until the first week of the new month. I couldn't pay BoA because the account no longer existed so I had to wait. But according to the agent, no problem because I have 60 days to make sure the account is current before any late fees are assessed.
Well, I had an allotment that went to BoA. My house is a rental property so I had to have my property manager hold the rent check until I could find out where to pay. Don't you know that a week later, I started getting calls saying my account was past due? Well, because of the allotments, I had to stop everything. So I set up an account with a different bank to make things easier for my property manager, stopped original allotment and started a new allotment (after I finally got a Nationstar account number). I called Nationstar to let them know all of this. Response, no problem; however, I still received harassing calls everyday. I called them again and told them NOT to call me anymore unless I went past their 60 grace period.
Well, the calls stopped but now I get a letter saying they are about to put my house in foreclosure status. But get this.... account was made current two weeks ago. My 60 grace period does not end until today. What in the world is going on and how was this company (a collection agency I must add) ever get approved to be a mortgage company? What makes things worst is that unlike other mortgage companies, you only have until the 10th to get payment in before you are assessed a late charge (most give you until the 15th). And then there is this bank wire fee because they are not associated with a bank. I'm almost at the point until I'm ready to say.... keep the house. By the way... they only get one star because I have to give them a star. They are not even worth that!!!

I know that BOA did transfer it but Nationstar said they has not received it, which was a total lie.
Since then, I have been trying to get a lower rate but it is impossible to get someone on the phone. I currently have a 5.65% rate and I am trying to lower it but nobody will help me. I already sent Nationstar all the info they requested by registered mail and they claim that they lost it. For weeks I have been attempting to find someone to help me. I could go on about the ridiculous automated answering system and horrible treatment by the individuals taking calls, all of whom sound as if they are from a different country and do not understand what I am saying.
The last person I reached insisted she could assist me, repeatedly supplied me with the original date of the loan's maturity, did not grasp the simple concept that the extra payments to principal would reduce the maturity date and finally told me that I should ask my husband because surely he has an understanding of such things and she was certain he would help me sort it out! BOA apologizes but what good does that do me now? I have (I think?) only about 8 or 9 years on the loan and it probably makes no sense financially for me to refi even with current rates. My first payment was due August 1st. Since I pay electronically I set up the payment for July 20th to be sure I had time to rectify any issues. After I set up payment I received a notice from Home Depot telling me they had transferred the servicing of the loan to Nationstar. The notice stated that I should make payments to Loan Depot until Aug 1st. Since this was already set up I did not change it.
A few days later I received a letter from Nationstar stating basically the same thing. To make a long story short Nationstar is showing my account as delinquent and have applied my September payment as if it is paying August. They have send envelops with notations on the outside stating we have payment option to our mailbox in an attempt to embarrass us. I have called them 4 times since the end of last month. They are totally unhelpful (one of their customer service reps told me my "beef" was with Loan Depot not them) and the latest attempt to harass us is to state that they have been advised that our insurance has lapsed and they are going to purchase insurance on our behalf. Totally untrue (we wouldn't have obtained the loan without a paid up policy less than 6 weeks ago). They have told me to have my loss payee changed to them (on my cancelled policy) even though Loan Depot has assured me that they did not sell the loan - only the servicing. Bottom line is stay away from Loan Depot and especially their agent Nationstar. There are too many good companies out there to deal with organizations such as these. I had completed a loan modification with Bank of America and my first permanent modification payment was made on June 1, 2013. When I signed my permanent loan modification paperwork with BofA I noticed an error the underwriter made in the BofA documentation. BofA recognized, then advised that they would correct the error. BofA told me they would send me corrected documentation to sign. Well two months go by and then my loan got transferred to Nationstar Mortgage effective June 4, 2013. Bank of America said they are no longer responsible and could not help me in any way as the loan was now transferred to Nationstar.
Nationstar says they are working on this when I call them and now it has been almost three months that have gone by. I continue to make my permanent loan modification payments, however Nationstar has written me with certified mail stating that my mortgage is several months past due and now they served me with certified mail stating that they intend to enforce the provisions of my original note and related security instrument unless I pay the full amount of the default on the loan by 9/25/2013. Essentially Nationstar says one thing on the phone "that they are working on it" however I am being communicated with written documentation and served with written documents that state they are going to enforce the original note, in other words foreclose.
Basically my permanent loan modification that I spent about a year working on with Bank of America is not being recognized or revoked by the new servicer Nationstar mortgage. I have provided all the documentation I received from BofA to Nationstar, however they do not recognize the permanent loan modification. Nationstar also has not returned any of my calls on this question. I have had to always call them again, and again, and again. I have had what they call 6 separate SPOC "single points of contact" all of which I left messages with or can't reach, and after asking to talk with supervisors I get the same old answer - well we will escalate the call, but nothing happens except the letters I receive saying how much I am late and in default and they are going to enforce the original loan agreement and foreclose.
It seems like Nationstar is dragging this out until they can show I am so far behind, and then jump in and try to foreclose without regard of the Bank of America permanent loan modification. This all started because Bank of America's underwriting department made an error and then transferred the loan to Nationstar who now isn't recognizing my previous loan modification. I feel they are both terrible companies to deal with and somewhere there should be some type of redress for me due to all the emotional trouble, and time I have had to spend to try and make use of a government program that shouldn't be that difficult to implement.
It is ridiculous, and maybe if these servicers were penalized in some way they would get their act together. It has been too long, waiting and waiting only to find out they plan to start foreclosure proceedings 9/25/2013. If something isn't done to resolve this matter I feel that I am going to lose my home even though I am making my permanent loan modification payments.

I was assessed a $500 addition to my mortgage payment even though I have never missed a payment or even been late in SIX YEARS because they say I applied for a mortgage mod and of course did not qualify, so hence EXTRA FEES per month, like some kind of punishment for trying to get help with my difficult financial situation. I was also denied the HARP 1 AND HARP 2 because I don't make enough money monthly. This company should be put out of business.

We submitted entire re-subordination request on 8/14. They didn't start processing it until 8/19. We were told (this is normal) it takes 15 days. My lock I'm finally able to refinance first on is up 9/9/2013. I called this morning and after getting escalated from India to a 'supervisor' was told it is taking 30 days to complete agreements. This is unacceptable by industry standards as are their requirements of 'original appraisal' (why would any company want a 7-year-old appraisal?), my credit report (sent but likely illegal to ask for) and entire 7 year history of mortgage payments on first (!). Our lender sent it all. I have filed a complaint with the Consumer Financial Protection Bureau and have asked Nationstar reimburse me any 'rate lock extension fee.' This is fair and I will get it I hope if they are late. I expect them to be late after reading everyone else's complaints. I am a mortgage broker so I know this is 'over the top.'

I had a house fire on October 8, 2012. The insurance company had, in the next couple of months, released 2 separate claims checks to Nationstar, which Nationstar then forwarded to me and my contractor. A third claim check (with 2 more yet to follow at a later date) was received by Nationstar on July 18, 2013. It was, according to one agent, "misdeposited" on July 19. Several weeks and more than several phone calls later, the check has still not been located. Yet we were assured during some of those calls that it was either located and/or deposited into the correct account. As of today, Aug. 28, a "specialist" in the Loss Draft department told me the check was indeed "never" located since July 19, and I should call my insurance company to issue another check. Upon calling the insurance company, they informed me that the check was "cashed" by Nationstar on July 24, and therefore they will not issue a new check. I have no resolution in the foreseeable future to this issue. Meanwhile, I have already paid thousands of dollars to contractors for work completed out of my own pocket. I am at a complete loss.

So I am thinking everything is okay until I received a call from representative on this past Friday August 23rd. He stated that my Apollo plan was not approved because my mortgage would increase by only $60.00 per month and in order for me to stay in my home I would have to come up with $11,000.00 (which I do not have) by October 1st or they will foreclose on my property which is less than 60 days. On 7/5/2013, a payment to Nationstar Mortgage was sent from my checking account in the amount. Per the bank this payment was delivered to Nationstar on 7/9/2013, with a due date of 7/11/2013 or earlier. The statement from Nationstar on 7/15/2013 for this payment showed a received date of 7/12/2013. I don't understand why it took 3 days to apply this payment, but it was NOT late and I refuse to pay a late fee - even though they are trying to bill $65 for a late payment.
At the same time..... on 7/2/2013, we received a "notice of non-payment of premium" for our Homeowners Insurance Policy from Nationwide. The insurance was scheduled to be canceled on 7/17/2013 if they did not receive the annual payment that was due. On 7/10/2013, I made payment to Nationwide, as they had still not received payment from Nationstar (even though they had it in my escrow) and without this payment we would have lost coverage on our home, which would not have reinstated and would have caused our home to be uninsured. Nationwide finally received payment from Nationstar on 7/25/2013. At this point, I think we should be billing Nationstar for a late payment...This was all AFTER a terrible refinance with them.

Back in 2010, I had an awful experience with BOA with a modification, people not calling me back, giving me false information, etc. I took scrupulous notes. My loan is now transferred to Nationstar whoever. Getting back to 201... They approved my modification only AFTER I got sick and tired of their **. Here's the solution that I did... I know I'm going to have to use it again as I'm still having issues and I'm sure I'm going to have to dead with Nationstar soon enough.
I wrote the CEO a poison pen letter. I explained my entire situation and what and who was contacted and what was said and what I had to offer, what I expected and the rift I went through. I sent a copy of that same letter to - believe it or not, I truly did - The President of the United States, The US Comptroller, The Florida Attorney General and numerous others. I spent nearly $40 for all the postage including certified mail return receipt requested. It was amazing how many responses I got and how things got fixed the way they should.
I can tell I'm going to have to go that route again. Due to health reasons of my mother and my own, our home went into Foreclosure. I am asked to go to mediation and have some money to put down to get back on track. However, I am very hesitant after reading everyone's comments. I don't have a clue whether to go forward or just give up the home. We built it. We love it. I'd hate to move. Our credit sucks so I would resort to renting and that's a waste. Maybe this Mediation thing might work. I dunno.Bottom line....Don't give up and try what I've done and definitely put in the complaint to the Better Business Bureau and the clerk & Comptroller of your state. Carbon copy everyone with your plight and fight and flood their offices with your complaints about this company. It is the only way to make progress.

I am totally surprised that with all the complaints here on Consumer Affairs, there is only one complaint filed with the Consumer Financial Protection Bureau (CFPB) on Nationstar within the past two years. How can anyone expect positive changes without making a formal complaint? They forward these complaints to the company and expect a response from them. If you feel you are being mistreated by Nationstar, you need to let the the CFPB know. If enough complaints are filed maybe the CFPB; and who knows, Nationstar themselves, may get the message. I always made 2 extra payments each month, in additional to my scheduled mortgage payment due. I called right after the transition and confirmed that I could make the additional payments by mail and have them applied to my principal as long as I put in the memo "apply to principal." Easy right! Not so much because they are IDIOTS! I called when I saw that it wasn't applied correctly online and was told it would be corrected as well as a note placed on my account to advise of my intention to always send that way. Needless to say, it was never corrected. The second payment I sent toward principal wasn't applied correctly and my inquiries about it only provided simply, "your request was denied... you have a simple interest loan..." Some nonsense. Never had this issue when I was at BAC - so mad that they moved my account. Guess I wasn't making them any money by paying it down so quickly.
You tell me I have the option to send extra money and have it applied to my principal but you don't do so as requested. Hmmmm, regulatory violations?? Yea, I think so - and I'm sure the CFPB would like to hear about it!!

This review is regarding issues applying additional principal payments each month. Nationstar Mortgage has made this an unnecessarily difficult process, and I would like others to know about it. I'm also seeking advice on things I can do about it.
Some info about myself: I have never missed a payment on any form of loan or revolving credit. At 28 years old, my credit score ranges between 775 and 800. I have owned two houses and had mortgages sold several times in the past with no real complaints. There is always a bit of a learning curve when switching companies and adjustments are required. This is nothing unreasonable to me. I am aggressively paying off my mortgage, sending additional principal payments every month.
My loan was sold from Bank of America to Nationstar Mortgage sometime in May 2013. I made my May and June payments to Bank of America and made my first payment to Nationstar Mortgage in July. The first payment made in July went extremely well. They accepted my normal monthly payment of $893 and applied the additional principal of ~$3500 to the principal balance.
The second payment made in August did not go as planned. Nationstar took the initial $893 payment, as expected. Then, they took another $893 from the "additional principal" payment I made (total was ~$4000) and applied that to my September payment. The rest of the additional principal payment was applied to the principal balance. So to recap, it looked like this: I intended for $893 August payment and $4000 additional principal. Instead, they took $893 August payment, $893 September payment, and then $3107 additional principal.
I contacted Nationstar to inquire, and the customer service representative informed me that this was standard operating procedure. He called it "payment application logic". He said that it was Nationstar's policy to apply any additional payment (above the normal monthly payment) to the next month's payment before applying anything directly to principal. I stayed on the phone with him for about 30 minutes until he agreed to request that they correct the payment application.
He said that this could not be guaranteed, but that he would attempt the request. He also let me know that he could send me a form to fill out that would request that all future additional principal payments be applied directly to principal instead of following the normal "payment application logic". I also asked him to send me something in writing detailing this "payment application logic". He has agreed to send that to me via mail. What I don't understand is how can they force me to pay a month in advance before paying off the principal directly? Also, why did they not use this "payment application logic" to my first month's payment? Am I being pushed around? Any help is much appreciated.

These are some of the people who I have dealt with over email: Jonathan, Deborah, Cynthia, Marcus. Nationstar will not help with a HAMP because they do not benefit from it. They will make sure to foreclose on the property and will do whatever it takes to procrastinate and play games until the homeowner is exhausted and gives up or has fallen so much behind they can foreclose. The only reason they offer the HAMP is because they have to, but they don't have to qualify anyone for it. I would love to hear from anyone from Nationstar. Next I am planning on running an advertisement in a few newspapers for any whistle blowers from Nationstar to come forward for a reward. That's the only way to expose the scam.
