    Better stay away if your hope is to get something done in less than 6 mo. Also be ready to show your underwear as if you are requiring a mortgage on your own house. You own the asset, not them. They have not figured this out yet. Five fingers down.

    I was overjoyed with the entire process from start to finish. Billy ** was my first contact. He explained the process in detail and when I had questions he would answer me in easy to understand terms. He was very friendly and helpful. Billy made the entire process easy. Diego was the second contact and he was also very friendly and helpful. I knew where we were in the process from start to finish. When I had questions, Billy or Diego, sometimes both, were there to answer within an hour usually. The locals they hired for appraisal and closing were also great. The entire process was really a pleasure. I would definitely recommend Mutual of Omaha to all my friends and family.

    I have no idea where to begin. John was just wonderful. A very kind understanding man. I first contacted him in July 2024. I told him I was interested and a reverse mortgage. He told me he could help me. He was the best. His first try was unsuccessful, however, he said “Don’t worry I will get you a reverse mortgage”. After many obstacles, setbacks and three months of his hard work he was finally successful. I cannot imagine dealing with anyone better than John. If you want the job done give it to John, he will get it done.

    Pete ** was extremely patient and compassionate about my situation and explained everything in detail. He was also amenable to having my financial analyst join us on a call to ensure I was entirely comfortable. While the process to achieve the end result was lengthy, it reflected Mutual of Omaha's commitment to the customer and Pete was available every step of the way. Pursuing a reverse mortgage greatly alleviated the financial stress I was feeling after the death of my husband. His final dying wish was that I remain in the house and I feel blessed that I am able to do so.

    The initial proceeds could not have come at a better time, since I recently encountered a $40,000 extensive plumbing repair, which also required the removal of a 100 foot spruce tree ($3600) whose roots were impacting the sewer line. A new hot water heater and associated repairs was over $8,000. Without the reverse mortgage I would have been unable to tackle these major expenses. I can now breathe easier knowing that thanks to obtaining a reverse mortgage I won't be incurring debt. Finally, I was able to pay off $5000 in credit card debt and am now debt free. Again I can't thank Pete enough for being readily available to answer all my questions and I would highly recommend Mutual of Omaha to anyone considering a reverse mortgage. I now have peace of mind which is immeasurable. Thank you.

    Do not trust Mutual of Omaha Reverse Mortgage. After I committed to the application process and was scheduled for closing M. of O. decided my homeowners ins. was unacceptable because it was with "Farm Bureau" ins. co. I went to a reverse mortgage to reduce my monthly expenses. But for the "privilege" of doing business with M. of O. they forced me to pay $1,006. a year higher premium in 2023, which this year has gone to over $1,500 a year more. These increases are all because I was forced to split up my coverage into two policies that covered the same items for the same amount of coverage. So because of this, the privilege of a reverse mortgage is costing me money, not saving on my expenses! They are not truthful nor trustworthy!

    After all of the TV ads I had seen about reverse mortgages, I was reluctant to start the process. A good friend of mine recommended Mutual of Omaha. When I submitted my request for information, I was fortunate to get an e-mail from Michael ** who would be the lender to handle my account. He explained the whole process to me, and went over anything I didn't understand. He always returned my calls or e-mails quickly. The second person involved was Abbie ** who was the processor for my loan. There were a few issues that needed to be corrected before I could be approved, and she worked for several weeks getting everything done. Both Michael and Abby (as well as their teams) went above and beyond to get me the loan in a timely manner. I can't thank them enough!

    I had researched reverse mortgage providers for a number of months before I decided that Mutual of Omaha would be the best choice for me. They are an established company that I had done business with previously (although not dealing with mortgages or reverse mortgages). I was kind of expecting a bad experience; but I was pleasantly surprised.

    My financial advisor was very knowledgeable. He took the time to explain the reverse mortgage process from beginning to end and it was his knowledge that made me decide a reverse mortgage was right for me and that Mutual of Omaha was the provider I wanted to deal with. Throughout the whole process he was always available and answered any questions I had. His team was very thorough and their dedication to their job made me feel I had definitely made the correct decision in choosing them. They were easy to deal with, courteous and helpful. I would definitely recommend them to anyone who is looking at getting a reverse mortgage.

    Everyone we dealt with was professional and pleasant. We were kept informed of every step along the way. All the documents they required could be easily sent by email. We never left our home. Even closing took place at our kitchen table. The entire process took about 2 1/2 months. Now we can relax about expenses both expected and unexpected.     Brian ** was very responsive, and to the extent he was able to help me, he did. The rest of the Team not so much. The process could have been smoother and more responsive. They could have examined my application and generated a list of required documents rather than one request at a time, with a long delay in between. I submitted the Divorce documents without even being asked because I saw it on a list that I was apparently not supposed to see. I got the impression that the closing was going to drag on until September or October according to the dates on the list.

    All these documents, including the HOA documents, could have been produced in the first week and the closing could have been done in June, had I only been asked that they were required. The one document at a time process is what slowed things down. After the appraiser told me that a handrail on the Terrace would be required, I did that the very next day and sent a photo to the appraiser and Brian **, who notified the team that the appraiser could return immediately, but more than a month passed until he received the request to go and look at the handrail that everyone already knew about. Another unnecessary delay.

    Waiting until before the July 4th week to request the HOA email because my documents are not to be trusted, caused a long delay. The failure to read and comprehend the Divorce documents required me to relive this emotionally painful and difficult life experience in excruciating detail. Thanks for that. Another confusing delay. With every document I submitted via email, I would ask if there was anything else that was needed. There was more needed, but for some reason, they waited to notify me weeks later, delaying this process unnecessarily. Many of my emails got no response. Maybe they were waiting for me to go into default on my bills. Anyone that needs this type of mortgage, due to a drop in income or any other reason, should ask for all the required document list in advance.

    I contacted Mutual of Omaha about a reverse mortgage. I talked to their agent Joseph and the process took off from there. It moved quickly until it was discovered that I had a probate loan out within one year of negotiating the reverse mortgage. The FHA recently changed the regulations that you could not have a loan out within one year of applying for this loan. My agent Joseph hung in there with me for several months, keeping me updated on the process until the one year had passed. After that it was less than a month before it was completed. Thank you to Joseph and Mutual of Omaha for staying with me through the complete process.

    I started the process with Jerry ** in April of 2024, he is a great fast talker. An awesome salesman, although nothing he says is what actually happens. It took 3.5 months to close, and every month he said just a couple more weeks. It was a lot of hard work on my end. Lots of paperwork and letters to send. I met with him once, after that, everything only by email. My situation was not perfect, but most people’s situations are not perfect if you need a reverse mortgage.

    After 2 months he said I would get No cash out, of my 22 year mortgage, but that Mutual of Omaha would pay off my current mortgage. I checked with some other companies and I have worked in real estate, and understand points and interest rates. Some of the others said I could definitely get cash out. I told Jerry in June never mind I had to get cash out, and then he changed his tune. I told him I needed 15, he said 14, I said ok. I know all about rates falling, I kept up. He changed his margin a tiny bit but never his origination fee. Finally middle of June said we could close. He always spoke to me like I was 10 years old. Never professional, always like a car salesman. He was nice to my son, but not me.

    He told me in the beginning I would close with a local attorney. That didn’t happen. An out of town attorney wanted to come to my house. I said no. Kevin Sandifer. He met me at a taco restaurant. So strange. He had the stack of paperwork. It did Not have the same numbers that Jerry had told me the day before. Jerry said 14,8. The papers said 14,3. The rate was not what he said. It was higher. I think they charge whatever they want. The attorney said my original mortgage would be paid off the following Monday. That didn’t happen. They had obtained the payoff two weeks before the closing, but 2 days later I had made another mtg payment and the company had paid my insurance, and I had told Jerry all this in advance. But he still used the payoff that he got two weeks before closing. So it was incorrect.

    If he would have gotten a payoff closer to closing, even one week before closing, it would have been a different amount. So on Thursday the original mortgage company said it’s the wrong amount and Jerry’s admin said the title company girl had sent her an email, and I needed to wire $2000 back, of what they had just given me a few days before. Are they kidding me. Everyone says it seems like a scam. I wired my money back. I’m not sure who owns my house now.

    I would have given the process we went through a negative rating! We started the process on 3/22/24. Our agent Brett out and out lied to us several times. We questioned him many times about the roof needing replaced and well as the spare bedroom ceiling. He always assured us that a lot of people get this mortgage for home improvements. We submitted paperwork on 3/22, 25, 26, & 27/2024. Friday 4/5/24 Brett called to say everything look great. When asked about how long it would take to receive the check he said about a month. What! When we started the process he said it should take about a month, you CAN NOT TRUST ANYTHING THA HE SAYS!

    Finally on Monday he has someone who we couldn't even understand call us to say we had to fix the roof & ceiling before the loan will be processed. We told her to stop the process! Really, we needed the loan to pay for the repairs. Brett then called us later in the week and left a message about the giant hole in our spare bedroom and how important it was to get this loan processed. We didn't call back because we had already to the lady to stop the process.

    We finally did receive all of the paperwork and were shocked about the processing fees, there are a lot. The total we were given doesn't even reflect the interest that accumulates monthly on top of the actual loan. Needless to say we scraped up the money and had a new metal roof put up as well as the ceiling replaced in the spare bedroom. But, we were still out the $300 for the house appraisal & the $250 for the credit counseling (whom told us that repairs may need to be done before the loan would go thru, Brett once again told us not to worry). $550.00 is an Expensive lesson to learn, but we got it and will NEVER endorse ANY product from Mutual of Omaha,

    It was just about the worst experience of my life. Two appraisals with the second being $40k lower than the first. The title company could not figure out how to handle a JTWROS transfer with my mom's death certificate. The title company out and out lied to me at least four times and eventually decided I needed two affidavits of heirship. They were trying to charge $7000 for title insurance.

    The loan officers made 4 separate commitments which turned out to be totally false. One of their proposals they called a short closing where I had to bring $12,000 to closing. Yes I had to pay them and I have almost $600,000 of equity. They were trying to get almost 400 basis points as their "margin" which consumed all the equity minus LESA. Origination fees were maxed out and lots of miscellaneous closing cost added up to $25,000 and some change.

    I tried multiple times to stop the process but they just kept on and on. To make matters worse they have blocked my ability to continue with another lender because they will not release the FHA appraisals to a new lender. I refused to close with them however they sent a rejection notice absolving them. Shame on them for treating the elderly with such disrespect.

    I applied for this mortgage as a tool to supplement my fixed disability income, and as a solution for improving my cash flow until I'm of retirement age. I wanted ease my fear of losing my house. The loan officer assured me time and again that I didn't need to worry, that my application was very "straightforward" and he could not see or anticipate any problems. I told him that my situation had changed and that I I needed to pay off creditors. He said, no problem, you're going to like what I can do for you, we're just waiting for the underwriter to sign-off. Finally, after 2 1/2 months I am told that everything is approved and we're scheduling the closing. 'I'll close on 06/26/23 and get funded on 06/30/23.

    My closing was 4pm on Monday, 06/26/23. At 12:30pm on 06/26 the loan officer called and said, "We have a little hiccup, there is an FHA criteria regarding existing HELOC's open for less than 12 months. All of your equity that we said was yours and you can do whatever you want with, can't be released for another year. But we are still paying off your HELOC so you won't have that payment. I said, "You're telling me at the last minute that you cannot make the loan that I applied for and need, and you guys completely omitted this fact until almost 3 months have elapsed, and I'm more financially burdened than when I started, and that you don't think there's a problem?"

    He literally didn't apologize and added, but we're paying off your mortgage so you won't lose your house. The credit cards you owe won't take your house because you can't pay them. Well it was too late for me to go anywhere else, I felt like I was manipulated by the lender and felt like my back was against the wall. Sign their loan that is going to cost me $15k, or, walk away and figure out how to get caught up on payments that are now 2 months behind because Mutual assured me that I was getting my equity and that they already have the payoff amount so "don't touch your HELOC"! Well I am obviously the idiot for believing the lender. The loan possessor had even sent a message to my neighbor telling him that everything was approved on my loan and we were ready to sign. She sent that note in am email, so he was shocked as well when I shared this story.

    It's the worst and most humiliating experience in my 63 years. I asked for his manager and for anyone I could speak with to make my voice heard. He said I could talk to "Matt, he's my boss". I said 2 months ago you said he was your coworker. They couldn't connect me with anyone else representing Mutual of Omaha. Moreover, the pressure of losing my house is overwhelming me... That's all I can write, however, there is much more. Buyer Beware, and yes, I blew it, evidently?? I got scammed!!

    My wife and I applied for a reverse mortgage. We started out in beginning of May and it went on for 5 months. Eva ** who was our processor never submitted all of our documents for earnings. We were denied because she never submitted all of our documents and it fell short of income. We had to resend those documents which took another 7 weeks.

    Levi ** who was our consumer loan originator was also useless. We missed a payment on our taxes due to us paying our mortgage off and the bank never issued a payment to our town for taxes. Instead they sent us a check of money left in escrow and we did not receive it until the second week after taxes were due. Levi told us he write a letter (EC), which we never saw to the underwriter. They finally told us they wanted thirteen years of our taxes and home owners insurance which they would hold in escrow and pay those taxes and insurance. This left us only with about $23,000 total for our home. Mutual of Omaha would hold $85,000 of our money that they would collect interest on. This company only wants to find out ways of taking your money and making a profit on it.

    Promised the world, bad mouthed other lenders, just wanted my certificate, then took six months to close and never provided an accurate closing cost statement. They started with a $6000 origination fee that they waived when I pressured them to not charge me. Poor communication with underwriters and closing was a joke. Random attorney showed up unannounced at door for closing and could not answer any questions. He was too busy texting his next stop. GO ELSEWHERE....BUT GOOD LUCK. The entire industry is a shame. Closing cost were over 20K at first and I only needed a 10K cash and line of credit. Nothing like taking advantage of the elderly.

    To keep this short a second appraisal was asked for. I was told we would not have to pay for if that happens. We paid for it appraisal came in at 180.00. I pointed out four properties. Three in my street one for 253.000. One for 450.000 one 243.000 another for 243,000. Your sales specialist rude and wanted no part of an appeal I was told it would never work.. I just kept pushing until I found someone who would help. Even her reaction was no to appeal because the appraisers probably would not cooperate and it could take another two months. But because of research I had done it would probably get approved for more.

    My rights allowed me to ask for another appraiser and appeal. You are and were in complete violation of those rights. The first appraiser agreed with me.. The second appraiser picked out 4 houses one street and were not even closely comparable to our house. Seriously I was also told you were servicing your own loans now Z it took you a week to dump our loan. Will be appealing with Hud have had tragedy in family and have had no time but please let me assure you I will do it.

    The house is worth 700,000 but it was only appraised at 600,000 leaving me with only a 120,000 gain in available funds. The underwriter was practically obsessed with proving we paid a $65 HOA fee from a house sold a year earlier. Then they made a mistake in the calculations and had to do at least half of the signatures all over again. I should’ve told them to forget about the loan. My mistake.     Dave ** kept dragging out the experience. He bad mouthed other lending companies. And he had me give him the same documents several times. He even tried to tell me that I had tried to hide income. I had given him bank statements with all the income circled and highlighted. When he finally got on my last nerve I actually yelled at him that he was some kind of scam artist.

    I got so disgusted with him I called the main # on the website. Then someone else took over and discovered that ole' Dave had me giving him the same documents over and over and over and over, etc. Then with the new person everything was finished in less than a month. Also, ole' Dave had my home appraised twice. The first one was higher than ole' Dave wanted it to be so he had another appraiser do another appraisal. The first appraiser said MOH wanted a low appraisal. Then the second one called and said ole' Dave told him a figure and told him to come in lower.

    I asked about that and was told that they always try to come in low so they don't have to lend so much money., I also told ole' Dave if he wanted a second appraisal I wouldn't pay for it. When I got the final papers he charged me for the appraisal I said I wouldn't pay for. I asked if he was a crook and he said he was only doing what he was told by managers of MOH. I told Ole' Dave that AAG had called and said they wanted to do business with me. He told me AAG couldn't close a loan if their lives depended on it. He couldn't say enough bad things about AAG. I told him I didn't want anything to do with him or MOH. Then a manager called and closed the loan without needing anything else. Since they had 10 copies of everything because of Ole' Dave.
