I called in to submit a claim with AHS for my hot water tank and the rep I spoke to was very cordial - we had very good service from him. When their contractor came, he said that the hot water tank was fine and it just needed to be cleaned which he did. He flushed it for us, but we purchased a new water softener from him which was fine since we wanted to do that too. However, we asked him about replacing our kitchen sink and he quoted us a price of $650 which did not include the sink and I was upset by that because that is very out of line cost-wise. Other than that, we've been very pleased with any other service calls that we've had.

The water heater went out so I called AHS to submit a claim. I left a message for them to call back, but they were calling my home phone number which I had already told them that I didn't have anymore. When they called my old telephone number, of course somebody answered saying that they didn't call them and they don't need anything. I waited for three days and I called back and I told AHS that they need to call the contractor and give them the right number.
As far as the people that worked on the stuff, they were good, but I never had anybody harass me so much as their billing person. He was telling me stuff and I didn't know what he was asking money for. Different things were charged that I didn't think was needed, but I didn't know since I'm not experienced with that. They also had other people come out, which was the same company that told me my walls are all wet so I had to have a lot of work done. Overall, I've always had a good experience with AHS other than the last time and I would never have those people again.

Our dishwasher went out so we called AHS to submit a claim. The problem was they tried four times before they finally got the dishwasher fixed. They kept sending people out that obviously didn't know what they were doing. One guy came in and said something about buttons and said that it was a matter of how we push the button. We still had to pay $100 for that which wasn't fair since he could have said it over the telephone. However, they've been here the time they said they'd be here, but I wish they'd be tighter with their time schedule though I understand that they get tied up in places and have to finish. Overall it's been what they promised and they do what they say they'll do which is fine since it's what we pay them for.

My AC unit decided to stop working. I called AHS and set it up. Two days later I got the call from the work guy. I live in the boonies so it's easy to get lost but he finally got to the house and came to find out the circuit board was bad so they had to order it. He came back out and it was fixed. It was quite quick. The contractor was nice and explained everything because I asked a bunch of questions. Since the repair, my AC has worked great. Now, I keep it on most of the time. AHS has been easy to work with.

My most recent claim with AHS was for my air conditioner three weeks ago. However, they couldn't find anybody to fix it, so we had to find our own person. We had to get an okay from them, but we couldn't get through to them, so it was a real process to try to get a certain number that we need. I was on the phone a total of 4 to 5 hours waiting for somebody to come on to take my call, then talking to various people trying to get numbers but people not calling back. We had to fax some information and nobody called us back on it. Finally I found a fellow and I said that I was not getting off the phone until I get the approval number. He said sorry and he was real happy to get that for me right then. He knew that I was upset and he got me the number and we have gotten a reimbursement for the work that we've done.
We've had the company policy for seven years, and we've only used it twice, both times for the air conditioner and there were only minor problems with it. The first time that we had somebody come out was very quick and it was no problem. But this time, it was very hard. He did apologize and said that they were overwhelmed with calls and they just couldn't handle so many calls that were coming in, but we did finally get it resolved.

My most recent claim with AHS was for my stove and I submitted the claim online. Two different individuals came and they were both fine and professional. One diagnosed the problem and ordered the part and the second gentleman installed the part. However, there was a little delay in getting the parts to do the repairs but after the part came, it was a one day job. Overall, it was a good experience and their contract does exactly what it said it will do.

I had an issue with our garbage disposal, so I called American Home Shield to submit a claim, and the unit has been working perfectly since the repair. The contractor they sent was very professional, clean, well spoken, helpful, quick and knew what they were doing. A couple of other friends of mine that live in a different area don’t have quite as good a workman as I do. I have no problems with American Home Shield.

We've had American Home Shield for several years now and we've used them for four different times. Other than a bad experience with one plumber who left a mess and had to come back, we haven't had any problems. Recently, we had a toilet that wasn't working properly so we called AHS to submit a claim. They got a hold of the repair person and called back to let us know when he's coming out. When the young man got here, he took care of the problem and explained everything to us - he was very professional. We have been pleased with them.

I called AHS to submit a claim for my plumbing and that was easy. However, the contractors they sent wanted to use the cheapest product that they could find to replace my original stove which I wasn't happy about. It doesn't have as good as the quality of a replacement part that I did before. Overall, the experience with them was okay.

My last claim with American Home Shield was the garage door opener. I called them up and they called me back and said they were going to send a guy out. The contractor came out, looked at everything, and called AHS back. Then AHS said that the part they have to fix -- it wasn't the motor itself, but the spring -- wasn't covered under warranty, and I read from the warranty book that AHS and the contractor were right. But the contractor did fix the problem. He was very professional and told me everything that he was going to do, and I enjoyed talking to him. I did say on the side that what I had was a double door, and he suggested I might want to get the other door fixed at the same time. So I told him to go ahead and fix it too, and he said, "Okay, no problem." The unit has been working excellent and fine since it's been repaired.
There was something on TV a couple of nights ago about someone having a problem with AHS. But I would suggest to other people that they consider my experience with AHS too -- I've had a good experience with the people that AHS sent out a couple of times. I've had no bad experience with AHS so far, and if I could do it all over again with them, I would. In fact, AHS used to have a program or plan about air conditioning, and they had so may good responses that they got overwhelmed and had to stop it.

The worst home warranty ever! I have three properties with American Home Shield and I have nothing but the worst experience with this company. Every time I called regarding an issue for one of my properties, the technician and plumbers they send were unprofessional. They have no knowledge of what they doing, and they don't want to even work and never fixed anything. The technician they sent was always trying to make every excuse in the book to get out of fixing the problem. And every time I tried to call customer service it would take me at least 45 minutes on hold to be able to talk to somebody and they were never helpful, very unprofessional, and have no knowledge of anything. I've had so many problems with them that I finally decided to cancel all my contracts and take the loss and move on. I would never ever want to deal with them again. I will never recommend them to anyone.

The sinks were clogged up so I called AHS and the representative was good. She gave me the name and the phone number of the one they were going to call. They were prompt and called me back that day. They sent a plumber over. I showed him the shower and they put the snake and then I told them about the kitchen sink and he says that the reason why it keeps doing it is because it is an older house and the pipes are smaller. It would take a while for the stuff to go down. Its not actually clogged. Now that I know that, I won't call again for a long time. Since the repair, things have been good. He just put the snake down there and that was it.
However, I had a disagreement with them about three years ago. They sent a plumber over and said they couldnt get in there. There was something obstructing the pipe in my bathtub. I said they couldn't fix it so I called Roto Rooter. It was a hairball that clogged it. I called AHS back and said there was no obstruction there, just hair. I had it in a bag in case they wanted to fight me. And I sent a picture of it through the computer to the girl and she reimbursed the Roto Rooter price of $100. They're pretty cool. I would still recommend since it was the plumber, not the company's fault. I'm happy with AHS for they help me.

We put in a service request on Thursday, August 27th because our air conditioner stopped working. On Friday we were told no one could come out until Monday. When we called to say we are in Phoenix with temps over 100 degrees, they said they would expedite the request. My husband called to verify it was being handled and was told everything was all set. We never heard from a service company. When my husband called the company listed in the email, he was told they said they could not come out earlier than Monday and told AHS this. AHS never contacted another service provider. I called on Sunday to see about getting service sooner and I was told our file was never sent to be expedited. We were on day 4 without A/C. We were then told someone would call in 1-2 hours with the name of a service because they now had to "personally call each company." I never got a call.
When we called later to check, we were told our service call that was scheduled for Monday was cancelled so now no one was coming until Tuesday. Fortunately, my husband called the service company and the guy came out Monday afternoon. He said the compressor went, but he cannot give us a part because it has to come from an AHS distribution center which is backed up. He can't get a part until Friday even though he personally has the part... We will be over a week without air conditioning. Our house is close to 100 degrees inside. I am very upset with the lack of professionalism on AHS' part with the failure to follow through with the service request. We always had good service, but this current request is horrible.

We’ve had two claims from American Home Shield. One, my air conditioner went out. We contacted AHS, they sent somebody out the next day and it was a quick fix so it was only one day of misery. After a month, my washing machine went on the fritz. We called them and the repairman who came out was very professional, courteous and personable. He took the time to explain to me what he was doing. When he said my transmission has gone out, I asked him if it will take long (it was on a Friday and I do laundry on Mondays) and he assured me he doesn't think so. He got the part and fixed the machine within a week or less. They were really on the ball. Whoever sets up which company comes to us, they must pick the best company in the city because we’ve had good luck with both of them.
But after two days I noticed that the washing machine was leaking. So I made another call, the same repairman came back to see what was wrong. He said he was sorry and that he knew I hated to see him again. He was kind enough to explain to me that in rare occasion, when a transmission is replaced, the tub doesn't reseal when you put the machine back together. I said, “Okay, now what do we do?” He said, “Nothing. I order a new tub and you get a new seal and you’re practically going to have a new washing machine again.” They get right on it and were really good. It was great that because this was a claim on the same machine, they did not charge me a second fee to have it fixed.
The young man I talked to on the leaking washing machine after it had been fixed was very sympathetic. He apologized and I said it was not his or the repairman's fault. I am delighted with the fact that whether we call them on the phone or put in a claim online, we get an email confirmation within a day that our claim has been received, and information on which company is coming and what time they will be there are given. I'm also very happy that they come out within 24 hours. We're really impressed with them. They're as fast as they can be, and if they have to order a part, it usually doesn't take very long. They call you and say when they will be out and to just wait for their call. So far they’ve kept mama happy, because if mama ain’t happy, ain’t nobody happy. They are quick, efficient and very, very pleasant.

When an oven went out on me, the ladies from American Home Shield that I worked with were very professional and prompt. The oven was no longer made, so they had to do some research and got me something that's reasonably close. I had to do some remodeling because the range is too short, but I’m happy with it and the service I got. Also, back in 2013, my furnace went out and I was getting home from being in the hospital for lung cancer. So, I went ahead and paid for the repair, and remembered that I had coverage from AHS. However, the contractor and AHS could never get in touch with each other, so the contractor wasn't able to provide AHS with the receipts for the repair, and I wasn't reimbursed for the expenses. Outside of that, I’m happy with AHS, and have recommended them several times.

I called American Shield because of my air conditioner - and when they say they're going to call withing 24 hours, they do - however, I got into a fight issue with them since they tend to send people that work on Mondays through Thursdays. That wasn't good - they basically told me they couldn't help me because I needed to either have a Friday or a Monday appointment. Unfortunately, all Mondays were booked and they had no Fridays available. Also, they can only send someone in my area that works only from 7:00 until noon. If I am paying insurance for three homes, I feel I should be able to at least have someone come that has open hours. It was ridiculous.
The person they sent was also late so I had to miss an entire day of work to accommodate him. It was good he knew what he was doing...fixed the job and it's fine. However, not only did it cost me my monthly payment and my $75 copay, but also a day's pay of work and a point on my attendance. That's not fair. The same thing happened with our water heater when it shut off completely, which was an emergency situation. I have tenants in this home and each day that they're without water, I can't legally charge them rent. We called AHS on a Friday and nobody came to us until Monday. The man they sent told us a bunch of stuff that needed to be done with the water heater...that it was the legal code for that country. But my husband is an electrician so he knew it wasn't true.
My husband went straight to a building inspector and was told that we didn't need three-fourths of what the man was charging us for because our heater was already upgraded to the code. We called Home Shield and told them we didn't want that man in our home, that he was charging us for things that were unnecessary, and that AHS would be paying the majority of it. Then they informed us that it would be us who'd be paying a lot because most of the charges weren't covered under their scope.Because of that, we wanted a second opinion. We got another guy out there and he fixed the heater right away with no problems. He did it even on a Saturday and charged us exactly what we were supposed to be charged.
All of a sudden, I get a bill from American Shield for the $75 copay of the first guy who came. I said, "You not only went ahead and sent another person, you also agreed that it was a shame he did that...I could even provide you with something from the city showing he was overcharging." But they said that even if he did no work, I was still liable for the $75. To this day, I'm still fighting because I refuse to pay it. AHS also continues to use that man.

American Home Shield seems to do whatever it takes to get you to give up. After holding for over 30 minutes, the first representative told me simply that my repair was not covered, but could not tell me why. She could only tell me what was in the notes, which did not fully explain. After promising I wouldn't have to be on hold but for a couple of minutes, she transferred me to someone who could supposedly tell me more. After waiting another 20 minutes on hold, another representative, who could also only tell me what was in the notes, put me on hold again while she went to get an HVAC expert. 20 minutes later, another associate answered, who could also only tell me what was in the notes. I'm convinced they were waiting on me to give up.
Then, they told me that my thermostat that controlled my HVAC system was a "computerized add on" and that it was not covered. When I asked for a legal definition of computerized add on, and how a T-stat could be considered an add on, they of course could not produce one, but simply stated that it wasn't covered. When I asked to be transferred to a supervisor, I was told that they weren't going to transfer me because it didn't matter. The component wasn't covered. IT DIDN'T MATTER! Can you believe they refused to transfer me to a supervisor? I guess CUSTOMERS DON'T MATTER TO AHS!

I've never had a problem with American Home Shield as far as them understanding my claim or what I need to have done. The companies that they send out are very good. When we had our garage door fixed, the owner of the company came with the technician. She did a tick and tie and we happened to be the one she did that for. They did above and beyond what we would've expected and we were very satisfied with everything. The only time I had a problem is when we had our AC unit serviced. We felt that the contractor could have damaged it instead of fixing it. It was a bad experience and it's good that they no longer represent AHS. We had another contractor come out and take care of it and we were very pleased. In fact, I told my son in Georgia about how good it is to have AHS. He gave me the name of the company that was coming, the time they would be here, and answered questions when I verified how much our co-pay would be. He was appropriately dressed and came on time. He was very courteous, nice and knowledgeable in everything that I asked him. He did exactly what I expected to happen - to survey, see and explain to us what the problem was, and fixed the problem right while he was here. Since then, we've been able to turn the thermostat down to not have to run it as cold to be at a comfortable level. At one time, we went with another company and I was so glad when I could get back to AHS. The other one was a bit cheaper on their co-pay but it didn't make up. I filed my air conditioning claim with American Home Shield online, but when the computer told me who it was that was coming, I called and cancelled that one through a representative, who was so nice, accommodating, and totally understood the situation. The contractors that were sent out were very polite and nice, but what happened was they didn’t get back to me for at least two or three days. It was on a weekend, so it was a 7 o clock, Friday night call. That was understandable. They did come, but they couldn’t come for a couple of days and then when they did, they didn’t have the part needed and somebody was supposed to call me for them to tell me when they were going to come back out. Nobody called in a week, so I called AHS and they said, they can have them there on such and such day.
When they came, they still didn’t have the part and it was the wrong one. The guy then called me and said he got the right part and would bring it by, but I couldn’t accommodate them the next day, so they came 2 days later and did the service. I gave them the check for the deductible and kept getting bills from American Home Shield that I owe $75, so they seemed to have a problem at the office. They told me it was an employee problem and she wasn’t doing the job so they fired her, but then I still was having problems. When I happen to go online for something, I saw I owed $75 which I knew I didn’t since I paid them the night they were here, and I then checked my bank and it was cashed.
It was a Friday night they came to finish the job, the check was deposited on Monday and yet here it is, two and a half months later, they’re saying that they never got the check. I had to call AHS and the girl was abrupt, saying she’ll check it out and get back to me but they never did. Two weeks later I had to call them again because I got a notification again that I owed AHS $75 and so I called again and the girl that answers says that she found it and they’ll let them know. I got an invoice and I said, okay. It crossed in the mail so I’ll wait and see what happens or call when I get a chance. American Home Shield's office help was terrible but the actual technicians were very good, and they need to communicate and handle the office better.

I have a friend who has AHS warranty on her home and she recommended it to me. I call when submitting a claim and I've never had a problem. They have been very polite. I get the information, and the reps let me know who’s going to be calling. The technicians they sent were also very polite and professional. They explain what the problem is and what needs to be done, so I don’t have any questions. I’ve had the Oxford Heating and Air. They came back the second time because they had a second issue that developed. They fixed it and I had no charge, because it was within the timeframe and a repeat call. You can ask no better than that. AHS is extremely efficient, organized, and they have a good system.

So far, American Home Shield has been okay. I've had a couple of problems and they've handled them smoothly most of the time. They have been responsive and they schedule services fairly quickly. We've had a couple of issues and they're in their website now. I was trying to add another property which already has a warranty under AHS. I could not add it at all. Calling customer service for those things is very difficult sometimes too. I have been on hold an hour or so and they still didn't answer. That was one problem I had. Another was my recent claim I sent online which I had trouble getting through. I was requesting AHS to have my AC checked out because we had some issues with it.
I requested that they give it to a company who has come out here before, but they could not oblige that. They called somebody else. So I got it done by the company I wanted and I had to cancel my request with AHS. There is also a local TV channel where people send complaints and rants and they mentioned American Home Shield. I've heard similar complaints about AHS. They said they had to get everything. Air conditioner repairs took a long time. I wasn't happy about that. Apart from that, it's been good.

I've been a customer of American Home Shield for almost seven years and initially submitting a claim was tough but now it's a lot better. With the website access, we haven't had any problems scheduling any appointments. I have had mixed reactions with the technicians. It all depends on the trade. A lot of times I can have a plumber who knows what he's doing. After the repair it's pretty much a done deal. I've had some problems with the AC. They've recently asked for recalls but unfortunately there's only so many qualified contractors on the list.
The biggest thing comment is for AHS to try to get some approved contractors into the actual program, some of the bigger names, bigger chains, because a lot of the contractors are obviously small businesses who haven't really been in the field that long. What happens with that is, for example, I had an issue with my HVAC system and they came out with the air conditioning and then they had to come out subsequently three more times, and then that ended up costing me three or four trade calls, and that was the same contractor. So obviously if they would have caught the issue before, I wouldn't had to pay several trade calls, and this is all within a week.
That's the kind of experience I've had this year. It was for us a little frustrating. My wife was frustrated we didn't have an AC at one point. If they have the right people coming out, they won't have that many recalls. I've told people I've have good, bad, some ugly experiences, but overall I do recommend the company to several people, all my peers, friends and family. Everyone's in the same situation once their house stuff starts breaking down.

The people I talked to kept telling me I can't do it that way anymore. They wanted a check so they could deduct it from my checking account. Well, I don't want anybody in to my checking account except me but she insisted "that's the only way we can do it." I wasn't happy that she would not work with me and try to help me re-enroll in their service. That's not very encouraging. So I told her to let me talk to their supervisor and she couldn't connect me to her supervisor but her supervisor gave her a number.
She gave me the number to call billing and payments, and I tried this 1-800 number and it took me nowhere. I wasn't happy that I got a number that didn't work. So then I called back and got another gal on the phone, explained the same thing to her and she was very helpful. She said, "Well, all we need to do is get a debit or a credit card for the first monthly payment so you're renewed, and then we'll start and set it up like we did last year," and we were done. Our problem happened on a Sunday so AHS couldn’t get to it, but the contractors came here on Monday and they were very quick and efficient. This is why I have recommended AHS to several friends.

My garage door started malfunctioning after I had AHS for 5 months. I paid my $100 service fee to have a contractor come out. The contractor indicated that my springs were too small and this caused/contributed to my garage door opener malfunctioning after several years of service. Neither AHS nor the contractor they hired sent me an estimate. I was only advised that it would cost over $600 to replace the springs and fix the motor. AHS denied my claim and indicated that the garage door opener was "secondary" damages (much like water damage from a leaky fridge) however the garage door opener is the "covered item". AHS has never sent me a denial letter.
When another AHS rep followed up a week later, they agreed that my claim was improperly denied however they were going to deny my claim for a different reason. Again, I requested a denial letter and inquired about their arbitration clause which costs more than my claim to file. Everyone at AHS claims they have no idea how arbitration works or if they pay part or all of the filing fee. Long story short, it takes over 30 minutes to reach anyone at AHS, they don't understand their contract and they refuse to send anything in writing and I'm left paying a $100 service fee for no "service" and not even an estimate.

I love American Home Shield. I recently filed a claim through a representative for my heating pump. The contractor they sent was great but I called back a couple of days later because the air conditioning leaked all over my attic. AHS called the contractor back and said it was an emergency. Within an hour, they were here. It was wonderful. The owner himself came out and got it all fixed. It was a condensation problem, it wasn't going to the pan (whatever that means). I've had American Home Shield for 16 years since I bought the house and I would not do without them.

Today, Aug 29th, 2015, is our 16th day without central air conditioning in our home. Two weeks ago yesterday, I placed a service request by phone. Easy enough. I was told an a/c contractor, Advantage Air in Panama City FL, would call. The owner called, said he could not come until Monday unless we paid out of pocket $200.00. Monday, technician came but a thunderstorm was passing and he left saying he couldn't work in the rain. Rescheduled for next day. Next day, Tuesday, said part had to be ordered. Followed up several times with AHS customer service. Each time they were very courteous, but I still have no a/c.
Finally after 6 days of rude encounters with their contractor, he said part came in and would be out Tuesday. Tuesday, after 6 hours technician left... I won't go into detail here but I was forced to pay him $210.00 or he would remove part he put in... Six hours later a/c stopped working. Requested AHS to send another contractor due to my troubles with first one. They sent another who reported damage done by first. AHS refused to authorize their recommendation and said #1 cont has to come back. #2 contractor called AHS to "go to bat for us". That was yesterday. Haven't heard anything since.
By the way, customer service said they flagged us as priority because my husband has severe lung disease which makes breathing difficult in heat/humidity. We had to spend $450.00 for portable A/C to cool parts of house to somewhat bearable temp. AHS customer rep did say they will reimburse $125.00 toward that purchase. Will see how long that takes when I send reimbursement request. 16 days and counting.

The technician came out on July 15 and told me I would hear from them. I was gone a couple of weeks and when I got back, I had not heard from them until I called them last week. My experience with AHS has been a bell curve - some of them were very good, some half-assed, and then some average. Nevertheless, it still leans toward the better side. I definitely had more good experience.

The American Home Shield rep came into our real estate office and I purchased home warranty service from them because of what she shared. My most recent claim with them was for my air conditioning system. I came home one day and it seemed a little warm in the house. I went to the pool in the community where I live, and when I came home, it was even warmer and humid in the house, even if the AC system was running. So I called AHS and they made arrangements for a tech to come out. My experience with the AHS rep was good. My only disappointment with them was when the first appointment that they were able to get me was a week later. I was under the impression that if I was without AC and live in Orlando, Florida, and if I call the local service company to come and do a repair, AHS would get me an appointment quickly.
Nevertheless, the contractor that was sent by AHS was fantastic. He checked everything and knew exactly what was wrong. Apparently, from what I understand with some of these warranty services, they don't like to make repairs or fix things, and the contractor knew how to word his report to AHS to ensure that the part that didn't work would get replaced. My AC works perfect since the repair, so I am very happy with AHS. To this point, I am satisfied.

We had American Home Shield in our old home for five years and then it also came with closing our new home. The submission of claim has been pretty easy however sometimes there's confusion as to what's covered. Whenever I'm told of plumbing, the faucet is covered, and then the plumber gets out there and then I'm stuck with making a payment for nothing. Still it's generally been pretty good and submit claims online now.
There's one plumber that is just very crooked. They sent him out twice and he didn't do anything. It turned out I paid him cash and he said I didn't pay him. And when I went and showed that I drafted out the money, his boss waved at me and said I paid it. But everyone else has been very good, very professional. They should screen a little bit better.

We've had American Home Shield for years and the process of submitting a claim is always difficult. For my last claim, it took them three weeks to get a repairman for my washing machine. And that's a long time to fool with your laundry. But the technicians who came here before were fine. Also, a year ago, our air conditioner was leaking into the house, and I told them that we got hardwood. If it gets into the hardwood, we're in trouble. But it took them three or four weeks to get people. So we're not satisfied with the time it takes. And the first one that came out to fix the air conditioner leak ago didn't do it right so we had to have it redone. So overall, it's not a good experience but we keep paying the dumb thing. I've been trying to get my air conditioner fixed for years (all they ever did was to put Freon in it but the Freon always leaked out) and they came out, said that something's wrong with it and needed to do a complete check. Found a leak and fixed everything. Everything has been good except for the guy they sent out to fix the pool once. He was sketchy and said that if it happens again, he'll put the whole piece in. But so far it's working. It just isn't exactly the right thing he was supposed to do.
AHS used to have a group of people who were part of a scam and they were eventually fired, but now it appears they have a bunch of honest and hard-working guys who were always trying to get you to make informed decisions. I really like the way they take care of business. They must have paid a lot of money for the air conditioning. We've had AHS for so long. Everything has been great and I trust them. We've been placing service orders and have had no problems at all. Their procedure for claim submission is easy. I may do it a little incorrectly but I simply call in and tell them. We got used to a plumber that has been sent out on a number of occasions. So now, we request for him when we call in for a plumbing problem and AHS assigns him to us when the wait time isn't too long.
Over the years, AHS has been very fair and honest, with correct rates and a quickness in taking care of things. They never screwed me and they delivered what they said. We have received a number of things from them as a result of problems that took place - most recently, they replaced our dishwasher. While it's not at the same level as the one we had, it is still a fine dishwasher that's doing the job. They even offered cash if we wanted to stick with another one, which I thought was a positive move. I didn't even price others because I figured they're not going to send me something that's going to break down because if so, they're going to have to pay for it being repaired.

When we moved into our house years ago, AHS was the warranty on it and I've kept it ever since. But submitting claims to them can become very confusing sometimes. It's because everything they do will depend on what the technician reports back to them after he comes and checks things out. I had a crappy situation with one of the technicians that they sent out to check my dishwasher. He said, "Oh, the reason it isn't working is because you plugged it all up with food and soap." I said, "Excuse me, we've never put an ounce of food in the dishwasher in the 19 years we've lived here." But he said that was his diagnosis and AHS took that. They said, "You could get another opinion, but if they say the same thing, then you'll pay for another service call."
So because the dishwasher wasn't working, I bought a brand new one. When the technician pulled out the old one, he said, "Well, I hate to tell you this but this one would still be working perfectly." It turned out that a mouse chewed through one of the three wires. All that had to be done was to replace the wire. I don’t even want to get into my experience with my air conditioning which turned into a complete nightmare. It took us a month to get that straightened out from the time that they originally said that my air conditioner was gone and it had to be replaced. I have to blame part of it on the engineering firm that was doing it. But the biggest problem is where AHS is located. There's a three-hour difference from California and they don't have anybody here that we can contact.

After a service request for an air conditioning leak got "lost" and the tenant never got a call, I called the contractor myself. After two calls to them, and the contractor claiming the call was never made to them from AHS I was able to finally schedule an appt. No follow up by AHS nor the contractor after the visit. The tenant had to text me advising me that the contractor had come and not fixed the problem. 24 hours later... NO call from AHS nor the contractor to me. When repeatedly calling them and being put on hold FOREVER, I got two versions from AHS and the contractor about additional work needed. The contractor AHS used basically left the tenant "stranded" with no air conditioning telling them not to turn the unit back on yet offered no solution to ME, the homeowner.
A whole week later, I finally got fed up after getting differing stories about the work needed after having to repeatedly call both AHS and Greenway Services (the contractor) and called another private contractor. Overlooking the bogus information AHS and the contractor AHS sent gave me, the private contractor simply unstopped the condensation line and the leak STOPPED. We got the carpet cleaned from the leak, and the tenant says it has not leaked since and it's been 7 days since our contractor fixed! AHS entrusts incompetent contractors, does not seemingly have a system to follow up on customer satisfaction, and based upon misdiagnosis from the contractor, the paying customer is left helpless to their own devices to fix the problem. This is not customer service and is USELESS if this is used to satisfy rent paying tenants.
Updated 10/12/2015 - I have documented calls made to American Home Shield regarding a "leaking air conditioning unit." After the contractor FINALLY came out to the rental property, two days later I got a text from the tenant that nothing had been done. Over the next 7 days, I made countless calls to AHS, was promised 'callbacks' and got nothing. Finally, on the 7th day I talked to the contractor and AHS. I heard lame excuses about "bad sheet metal on the evaporator coil" and "missing parts." Long story short; it was a misdiagnosis.
Through all the calls (on hold with them for what seemed like FOREVER every time I called) I ultimately felt like I had no voice, no help... only rhetoric with two different companies (AHS and the contractor) telling me different things. Long story short - the contractor told the tenant to simply, not use their air conditioner. It was the end of August. NOT an option. I got fed up and called another licensed HVAC company out. They came and unstopped the condensation line. That is all that was wrong just as I suspected in the first place.
Summation: AHS and Greenway services (the contractor) gave me (what I feel to be) a runaround. It has been a month and a half after my paying out of my pocket for ANOTHER licensed contractor to simply blow out the condensation line. We paid to get the carpet cleaned as a result of the leak. A month and a half later, there is no leak still! FIXED! Greenway did not collect the payment for services at the time they came out because they knew they hadn't fixed anything.
Yet... lo and behold I get a $100 invoice in the mail from American Home Shield. For WHAT?! A/C is leaking. They send out a contractor. The contractor and AHS give conflicting stories regarding why they can't fix it. I hire somebody else at my expense. They fix the problem in MINUTES on the SAME DAY. I get a bill from AHS AND my account is marked with a past due maintenance fee. Really? My account needs to be (at the least) credited immediately! Why would I pay a service fee when I had to pay someone else to fix the problem that was misdiagnosed?!!!
