    I like the square footage they were offering for large homes, medium homes, and small homes. They were good prices. I got a three-bedroom. It's perfect for myself and my husband. I like the bathroom because it’s a walk-in shower. They gave me a walk-in closet, which was big. It was a split floor plan. I really liked it. It also has a good sized backyard so I got one of the bigger plans. Everything's new. It it cable ready and electric car ready. It has solar. I save a lot of my electricity. I'm amazed by the solar. I really like the area.

    The lady that helped us was Heather. She was real friendly and really nice to show us anything we wanted to see. She was helpful in a lot of ways, what we could do and what we could save money on in the house. We could put our own fans if we didn't want any fans put in, or saving in other areas where we could do that later. So I really liked that. I also dealt with Ryan and he has been nice. He answered any of our questions. The Woodside Homes staff are really nice. They come out and fix things that we notice. So it's been really great.

    The layout is great. I do not find any other builder that I have in this area. The floor plan, the backyard, the side yard, as well as how those rooms were laid out. They built it quite fast. So whatever they promised, they delivered on the day. I'm planning for an investment property in the next year or two and that would be Woodside.

    We looked at a bunch of floor plans that we liked. We ended up choosing Woodside because their price was reasonable and we liked the fact that we could customize our home to fit kind of what we wanted it to be. There were other options that were cheaper in general, but we were willing to pay a little bit extra to be able to make our home more of our home rather than a cookie-cutter. We customized the counters, cabinets, and flooring. There were structural modifications that we wanted to make that we were able to do. We love that. We could change lighting if we wanted. They were really easy to work with.

    In general, we've been really pleased throughout. Earlier on in the process, there were some things they could have done better. Like when we did one of our floor wax, we noticed that there was some damage in the floor that they hadn't addressed before they put carpet down. So we showed it to them and they patched the floor. When they found those mistakes or identified them, they were extremely responsive and they really tried to fix it and make it right, which was great. We've recommended Woodside to multiple friends and people that are looking at homes in the area, or even people looking for investment properties. We've talked about it because it's been a really good option. There's a lot of good value as well. It may be a little bit more expensive than some, but the quality of the home is higher than the other ones that you pay less for.

    Woodside Homes built a great home. I bought it right when COVID hit, so I understand that there was a certain level of customer service that was lacking that maybe wouldn't have been there otherwise. The walkthrough process was not good. Getting stuff fixed afterwards has been an issue as well. The home builder does it within the first year, but a lot of the stuff that was pointed out wasn't fixed. The solar introduction was a nightmare for me too. There has been a big problem with the solar and I don't know how much is Woodside Homes to blame for it and how much is SunPower. Other than that, Woodside Homes has been very helpful. The salesperson was very friendly and approachable and I really liked the house, the layout and how it looked.

    Updated on 11/25/2020: I reviewed Woodside on October 29, 2020 and almost immediately got the stock response that someone would be contacting me to address my concerns. Never happened. I have, however, been told by the latest Woodside representative assigned to our home that “it won’t be perfect, it’s just a production home” (a $480,000 production home), “a lot of your neighbors have the same issues”, “this community is bad”, “I feel sorry for you guys”, and when we stated that we don’t need perfection, we just want what was promised, his actual response was “well I don’t work in sales”. If you want a builder who stands by their product and produces a product equaling the quality the promise at the sales office, choose someone other than Woodside homes.

    Original Review: We chose Woodside because of the beautiful model homes and the reputation of the company and we could not be more disappointed. We have been in our home for 14 months and are still struggling to get warranty items corrected. We have had multiple representatives assigned to us and each one comes in claiming they have no knowledge of the problems. We have had trades managers, Woodside reps, supervisors, and superintendents, and third party inspectors all come to our home on multiple occasions to “inspect” and “evaluate” but when it comes to getting the repairs scheduled and completed it’s a huge hassle.

    Nine times out of ten when they do come to fix something it looks worse than when they started or something else gets damaged in the process. I could go on and on, the bottom line is everyone wants to put the blame on someone else and no one wants to fix our defective home. If you’ve purchased a Woodside home, I wish you well; if you’re considering purchasing a Woodside home, I suggest you run the other way.

    My sister lives a mile from Woodside Homes, and we saw the flag. We came in and looked around. I had looked in a lot of different housing tracks and I just fell in love with them. I liked the quality in the house. Heather, the sales rep, was wonderful. When I first bought the house, I bought a Daisy. Heather said, “Well, we have more.” I didn't realize there were more models on the other side of town. I went over, changed my lot, and got the bigger one because I fell in love with it. The landscaping wasn't that great, and it died really fast. It was put in too quickly. But other than that, the purchase process went really well.

    Woodside Homes had better square-footage. Originally, I was gonna stay in Elk Grove but then, the square-footage was like I was buying a small house. To get the best amount for my money, I decided to go to South Sacramento and that was where I bought my first house. I also bought my second house through them. I like the design of their homes and I like the big windows. I don't like houses that have small windows. I noticed KB Homes and I hate the construction of their houses. They look like they were thrown up. Even though they are a bigger company than Woodside Homes, their houses are crap. So, comparing them now, I like the way Woodside Homes look. They're pretty decent houses. Whoever the builder is, they do love windows.

    I had a Realtor the first time I bought the house. I wanted to make sure that I was getting the best deal and that I wasn't getting thrown under the bus. They told me that they were gonna take care of me. The finance manager at Woodside Homes was awesome. Adrienne did an excellent job. But when I bought my second home, it was kind of a crazy situation because I had a Realtor and Woodside tried to use the fact that I was a returning customer against him. They didn't give him his money. It was kind of not good. It was unfortunate for him not to get paid because he was the one that helped. Other than that, I love the team that was helping me.

    The only thing that kind of like raised a red flag is that I was between getting this house and going to another builder and they had a bigger incentive but then Woodside pulled me with a bigger incentive that they had, and then they were full of crap. When I came back, Woodside offered a little less. I still got an incentive but they played their game. They were playing tug of war with me and that was why I felt like I needed an agent. If they have any way of accommodating you to get you to buy a house, they'll do whatever it takes. My second experience was definitely better than my first experience.

    We were looking for a house and we drove through the area of Manteca, California. We saw this house and we didn't know it was from Woodside or not because at that time, the site was already sold out and they were just selling their model houses. So we pretty much walked in and fell in love with the house. The curvature of the home really got the our attention. The type of things that are in the house gives it a beautiful flow. The colors and the overall design of the house is beautiful. Their customer service is amazing and very kind. Pretty much any time that we've had any kind of issues, they've been pretty on top of helping us out.

    The main person that would come in and help us is Darren, and he is an amazing person. He is really down to earth. Any time that we've had any kind of issues, the smallest one or the biggest one, he has found solution.     We were driving around the neighborhood and came across the builders. We liked the design of the house that's why I went and purchased. What sold me was the layout of the plan which was an open floor one. The home buying process was good and easy. I liked that they kept me informed on every step of the way. The customer service was good too. The superintendent comes around and asks a lot of questions on what we need even to this date. It's been over a year and he's still around. If he can help in any way, he does.

    There have been some things as far as the finish work on the drywall that I wasn't happy with but they've been pretty good about coming out and fixing them. I wasn't happy with some of the craftsmanship that they did but they've sent other guys out to fix and kinda do over whatever they did. Other than that, I've been pretty happy. Woodside built the house that I always wanted. I got a nice home which is my dream home.

    I was looking for nine feet ceilings and many popular vendors are just focusing on eight feet. Lennar was giving nine feet even in the second floor, but it was a bit expensive. Woodside Homes was also a bit expensive that time but luckily in March, they gave a good offer. That drove me into them and they are a great builder. I have a good experience with them. They are all professional. Their websites are very good and their financial approval process is much more quicker than I thought. I have no issues in whatever they suggested and whatever they promised in their catalog. The only thing is the home warranty they give is just one year. If it is little bit like two years, that'll be excellent. That will be good for them in the long run.

    I made an appointment to speak to someone at the Sky View Homes in Menifee. Due to Covid it is mandatory to make an appointment. We showed up 5-10 minutes early and the person we were meant to talk to was with another couple. No problem, we went and toured the homes. 20 mins later we return for our appointment but the person was still occupied. The office person/greeter? Was apologetic and attempted to answer questions... we wait, and it’s now 2:30 (original appointment was for 2:00) and she comes out with this couple and asks if we need anything. I let her know we were there for our 2:00 appointment and she was shocked/dismissive until the office lady confirms. She lets me know she’s on her way out with this couple to show them a house.... asks if that’s ok. Not that I had an option, then hands us back to the office lady who attempts to answer questions but ultimately had no answers.

    We’ve spoken to her in the past and she didn’t have answers then, so she suggested we make an appointment (like we had) but here we are back to where started. Talking to the office greeter for a third time. At this point I’m unsure of what info the official person even has. I don’t think I’ll go back for a fourth time to find out. They don’t know:

    - when future homes will be built
    - how many of the plan we like will be built/when
    - which upgrades cost what

    - no one has a clue about time frames of anything

    What we know:

    - we can’t commit or put money down on a house/lot

    - we MIGHT be called in 4-8 months about what the builder has planned

    - some lots do accommodate RV pad as advertised but not all and, "We don’t know which will and won’t and it’s subject to change but hurry and put your name down and tell me NOW what you do and don’t want because if the model you want comes available we will call you and we will need to know if you want it right away, but we won’t give you price and we won’t commit to any information but YOU must tell me immediately and get on the list"... We were given statements like “Wood Costs are going up! Cabinets will be more and more,” “We’ve been sooo busy it’s hard to know what’s going on or who we’ve talked to,” “There’s a huge list and we talk to hundred of people a week - but we won’t take money down, you can’t commit to anything and all we can do if write your name down.”

    I like the layout. I like the options. Im mostly partial to the school distract and high school zoning but I am also suspicious of the ambiguity and I’m disturbed that a person wanting to commit to a half a million dollar purchase, is pre approved and putting down 20% is so disposable. Maybe if they are THAT busy, we are disposable. But our names on some kind of list. A list for what? I don’t know.

    When we were trying to find a house, we wanted a quick move in and Woodside Homes was the only one in this community. They did a pretty good job and buying from them was easy because we didn't have any loan, so it was fast. They also built the house really fast but after we moved in, there was some crack on the bathtub and in some small area on the wall. They need to fix a little bit of a hole there.

    Woodside should know they've got a good employee in Jannah. They shouldn't let her go. She was the one that I worked with the majority of the time. There was an issue before we closed that I felt could’ve been handled better and she was the one trying to keep me from jumping off the ledge at times. She kept us hanging on when I felt at one point we were being strung along. When we decided that we were gonna sell our home and go for this home at Woodside, the contingency restriction was that we had 30 days to sell our house or else they wouldn't go into contract with us. I knew that wouldn't be a problem because our home was in a desirable area. In fact, our home sold in three days. But the superintendent on this job focused on all the other homes, to get them completed. We bought a model home and even though it was finished and there was really no deadline to meet in getting someone in it, we were held up.

    I didn't think it was because the house was a model. The superintendent focused on what wasn't done to finalize the phase. I saw a house built next door to me in 45 days. It was the empty lot when we went into escrow and that man moved into that house five days after I moved into mine. So it just wasn't a priority to the superintendent. The superintendent said something about signing off to the city. But he knew all along that we had our house up for sale. So I was very frustrated with that. He did not have a very good handle on the fact that we really needed to be in our house by the middle of November.

    Our home closed on the 7th of November and although our buyer was willing to give us an additional week, we didn't get into Woodside until December 7. When your house is closed and you're living in their house, that means you're paying back to live in your house. That was not a good thing from Woodside. When they know when my closing date is, they better be sure I can close with them at the same time. But they didn't do that. They just kept telling me they were working on it. We would come over and nothing would change.

    There was no permanent fencing up there even though the fencing wasn't taken and all the models were sold. They weren't even showing anything because everything, except for the one that the salespeople were in, was sold. So they had every opportunity to get people in the models. We really liked the floor plan of this home that we bought and the location, and we've been real happy with the quality. But they dug their feet with us. The superintendent could've done so much more. Maybe Woodside was telling him not to. I never talked to anybody at corporate at Woodside. I probably should have called them and said to tell their guy to get going here because I did my part of the contract.

    The location is pretty close to where we lived so we saw the models being built. So we talked to our agent and brought her to introduce us to the sales agent there at the model homes. We worked with Katie a little bit but Kimberly was the agent for the community we bought in and they were both excellent. The only real issue we ended up having was that our house wasn't actually painted the color we thought it was gonna be painted on the inside. Somehow, we all missed it. It was supposed to be a pretty light gray anyway and my wife and I talked ourselves into the fact that it's really less noticeable than we thought. But when we finally got a touch-up canister of the paint and then touched something up on the wall, we were like, “Oh, our house isn't painted.” But we were able to resolve that with Kim and with the building team.

    One other thing that was a little bit difficult for us was the way that the retaining wall was built along the side of the house and in the backyard. That limited some access for some other equipment once we got into the home. So it wasn't great. But it really wasn't a huge thing and we knew about it going into it. Our retaining wall had been there for months before the models even started going up. Ultimately, I don't have many complaints at all with Woodside Homes. It was a great process and we felt pretty well-informed. We also really enjoyed the design process at the design studio and we're very happy with all of our finishes and how everything came out.

    We like our home. There are a few areas where the floor feels uneven and there are little lines in the carpet here and there but it's just stuff that I could nitpick on all day. I'm happy with it for the most part. I also added a reverse osmosis system and a water softener to the house. I went with Woodside because a friend of mine said they were very good and produced a very good product, and I thought it was a decent experience to go through. They met the expectations of what I had to put in there. I just wish they could have been a little more above and beyond as far as trying to be more proactive with things rather than letting me inquire about everything.

    In the beginning, I was told what was gonna happen as far as getting updates and being more involved to embrace the process. But that really didn't happen. If I had questions or concerns, I talked to the superintendent myself. When dealing with Heidi, it was very informative. She had very quick responses up until I dropped the earnest deposit. There was very little communication after that, which I kinda understand to an extent.

    We liked the location of Woodside Homes and working with them was awesome. It was easy, clear, very simple and very organized. I work for a homebuilder myself, so I'm very familiar with the process. They made it a lot less stressful than it can be and Tiffany, our sales agent, was great. She was wonderful and we were very confident and very comfortable with her. She addressed any concerns that came up, but there weren't very many issues along the process. When I did have them, she was readily available and was very responsive.

    I'm townhome builder as well, so I was able to compare to my own builder with Woodside Homes, and the build of our home is great quality. Nothing's ever perfect, which is expected, but it's fantastic. I would also recommend building with them and I'd build with them again if I ever was in the market. They have a lot of options to choose from and they do a wonderful job with their marketing. Plus, their sales and construction team were super efficient.

    When I purchased my home, the communication could have been better between my realtor and the sales office to Woodside. I learned about them from my realtor and from the start of the process, I was told that certain floor plans would be available to view but they weren't. So it was kind of more like, "Use your imagination." Thankfully, I am in the industry of multifamily construction so it wasn't that big of a deal for me, but I imagine for a less experienced buyer, it would have been an issue. But other than the lack of communication during the buying process, it was pretty uneventful in a good way.

    Also, since my particular development is still under construction, the general contractor on the project isn't very considerate of the residents that are currently here and that seems to be my biggest thorn. But despite that, the quality of the home is comparable, considering the price range. I have some minor issues but nothing detrimental. The appliance package seems okay as well and everything seems to be on par.

    Somebody let us know that Woodside Homes was building in this area and we drove up. We took a look at some of the models even before they were open. We saw them building them and we met with Kim. They had her in a little trailer out there. We talked to her several times and she showed us the different models that will be available. We kept in touch with her, came up here several times and we looked at different lots, which was great.

    We finally decided on one and moved on. It took a while because when we first started coming up here, the models weren’t even done yet. We still have a few little things that need to be repaired and I haven't put in the ticket yet. With the whole Coronavirus, I thought we’d just wait a little bit here but we’ve been very pleased. This is our second new home and there’s always a little thing here or there. The experience working with them has been great. It was efficient, easy and a pleasure. I appreciate them Woodside Homes and I would recommend them.

    I purchased my Woodside home back in 2006 in Victorville, CA at the Braeburn community. Woodside Homes was actually recommended to me by a Kaufman & Broad site sells agent (go figure). I purchased the Plan 3 with the craftsman elevation. The office sells agents, Cindy and Carrolyn were excellent. They made my purchase a very easy, fun and enjoyable process. I literally watched my home from being a marker stick (Lot **) in the dirt to a big beautiful well build dream home. I remember after I moved in, I had a problem with one of the two a/c units. I walked down to the sells office and told them and they IMMEDIATELY sent someone out to correct the problem. I no longer live in my Woodside home but God knows I surely do miss the ol’ beauty. You won’t be sorry with Woodside on your side!

    My sister-in-law was looking to buy a home. She showed us where she was looking at and we kinda jumped into that, too. She showed us all the homes and we saw the whole community around here where we live. We liked the Woodside one compared to some of the other ones we saw and so far, we pretty much like everything about our new home. I love all the bedrooms that we have and things are great here.     We were looking for a bigger house. We wanted a five or six-bedroom home and other companies didn't offer that. But that was what Woodside Homes was offering us, so we chose them. Our sales consultant was good and everything in the house is so nice. It looks like good people live in it. But there were a couple of things that we didn’t like with Woodside and the home was a little bit expensive. And for the value we paid, we’re not happy with our front yard. They just put a little bit of grass on it and I can’t say it’s discrimination, but other houses have more grass at the front. In the subdivision we’re living in, their house are so nice and the front yard of the big houses are so nice. But our front yard looks like it's for poor people. Now we have to hire somebody to do the job again and it will cost us almost $6,000 just to grass our front yard.

    This is a new house and it looks good. But when I'm walking in the room, it's noisy in some places. If I walk in the corner of the wall, it's kind of noisy. It's like the plywood is not fixed well. One other thing is that the electric plug looks like it's very cheap quality. It's very light. But we cannot change it. It's okay. I've also already called the company and they're gonna come within a couple of days and fix whatever needs to be fixed. But it's okay. I'm happy. The sales agent was also very good. It was very easy working with him and there was not any pressure.

    We have been here for a few months and our experience has been great. What I like the most about our home is my space and lighting. The purchase was fine, too. We, however, have had a few issues with the warranty guys. They have been fixing things as we go along. They were closed for 60 days, so they are now coming back out. Their communication during the pandemic was, nevertheless, great. They let everybody know that they put everything on hold.     Our salesman was Landon and he seemed very bright to work with. I like Woodside's style. We liked everything about it. We were out of the country on a couple of occasions and we signed when we were outside of the country but it was very easy. They built a brand new home so we would come over to see what’s going on a lot. It took them four months to build it. We had some upgrades. We did the flooring a little different. The only negative was we dealt with another guy when it was time to close and he couldn't find a key for me. But overall, everything is fine. Buying a new home is always fun if you can see every step. They delivered like they were supposed to. They’ve got the front yard in now like they said. So it worked.

    Our sales rep, Susan, was really good. She walked us through the whole process and answered any questions that we had. She would address anything that came up. She was really good. But the expectation wasn’t super clear during the very first time we went at the design center. Long story short, the first lady that was helping us thought that we were just starting from the spec home and adding to it. But we wanted to go down all the way to the base and add to it, so we ended up having to go to the design center two times. The second lady that we met with wasn’t super great. She seemed like we were a little bit of an inconvenience. So our second experience with the design center wasn’t fantastic, but the first one was really fine other than the mistake that was made.

    It would have been helpful if they communicated our expectations for the design center ahead of time. One thing that we noticed towards the end when we saw little things that needed to be taken care of, one of the construction managers kinda tried to downplay some of the things that were happening in the home. They should take into consideration the suggestions of the customer and being able to fix those rather than trying to justify and say that it’s supposed to be where it’s at when in reality, it’s not. Other than that, everything was fairly smooth. We would communicate with the construction supervisor any little things that would come up in the building process and they would adjust that pretty quickly.

    Overall, it wasn’t a perfect experience, but at the same time, it was a pretty good experience from start to finish. With all the people that were involved in the process, we had a really good experience with most of them. There was obviously some hiccups in the process but now that we have the home, we are happy with it. I have some friends that are looking into buying homes and we’ve recommended them to take a look at Woodside Homes.

    We have been in our house for 10 months and shortly after moving in we noticed a few issues with our floor. Our house is a single story with no basement. When our slab was poured it was very uneven and the flooring company didn't level it before laying the floor. Now we have several high and low spots. We talked to Woodside and they sent someone out to fix a select few spots but it only made matter worse.

    So after a few months, they pulled up the floor and were going to pour a self-leveling thin-set that would fix the problem and then re-lay the floor. They put us in a hotel and paid for our food for 4 days while they worked on the house. When we returned the problem was not fixed. In fact, it's now much worse. We have all the same issues but now we have issues with our cabinets, kitchen island, and paint. It's a bit of a disaster. We're now going to have to start all over. They want to start with fixing a few spots again but we know how that went last time.

    My two biggest complaints are the slab is very uneven in the whole house and not just the kitchen and our bathroom shower/tub tile looks like I did it myself. I think Woodside needs to invest in a better quality management team to ensure these issues don't compound. Overall we have liked our home and the Woodside staff has been very helpful. They want this fixed just as much as us but the quality of the subcontractors we have worked with has been subpar.

    My friend lives somewhere next door and told me about Woodside Homes. I looked at the model homes. I liked the floor plan compared to other builders. I went around and this was one I liked. When I came in, I looked at all the builders and this was much more like an open-floor plan kind of thing, and that’s why I picked it out. Everybody was good. The design team, who were the outsourced company, wouldn’t give information if you talked to them on the phone. They wanted you to be in person with them most of the time. I couldn’t travel to Sacramento just to be there, so that selection process was a little tedious. It was kind of upsetting, but otherwise, the rest of the people were awesome. The salespeople were, as well as the maintenance guys and our mortgage guy who they put through.

    We were looking for houses in the area, and we found a Woodside Homes development. Marlene was great and super helpful. Any question we had, she let us come. She let us bring our family and friends to see the different houses. Everything went pretty fast and the home seems very affordable for what we got compared to some of the other stuff, especially with Mello-Roos area. Everybody’s been responsive too. Even the foreman comes over when we request.

    We were excited to move in. However, we just kept dealing with trash. Our dogs would be bringing in Styrofoam and boxes. Also, the house behind us had to do a repair in the ground, and it destroyed some of the foundation in the back corner of our backyard. So, our dogs got out a couple of times which was a little bit frustrating. We have a Rottweiler and a lot of people are afraid of that dog, so it was a potential liability for us. But we knew that coming into a development that was still having a bunch of construction, those come along with it.

    I have lived in my Woodside home since the end of September 2019. It was a contracted house that fell out, so I bought it essentially as a completed new build. There were maybe a dozen things to finish up, but they rushed through closing on the promise all items would be completed by the close date or soon after. Yet, here we are nearly six months later with about 8/12 items still remaining on the to do list. I have a house with a blotchy paint job on one exterior wall (wrong color used on touch up), cabinets and drawers in the kitchen that are warped, marked and won't close, shelves that are uneven, electrical work that wasn't done to specs and can't be easily corrected, 7 damaged windows (all noted prior to purchase), and a master bath that has more issues than I can list.

    To add to that, I had a small leak from an incorrectly installed toilet hose that has left a part of the family without a bedroom for over 2 months. The initial repair was quoted at a day or so, then a week, and now it's 2 months and counting. To cap it all off, they fired the previous builder, the new one came by one time and promised results but has since disappeared, customer success or whoever has stopped answering my calls and the project manager has ghosted me after several calls and voicemails. All in all, for a company that claims it's better than the rest because of the details, they have failed miserably. Purchasing this home is one of the largest regrets of my life and if you are in Las Vegas or anywhere else from what I've read here, do NOT buy a new home from Woodside.

    There's a lot of new construction here and I looked at all the websites for all the builders in this area. Woodside had the best floorplans and the quality of the home is good.     Everything has gone pretty well. The only thing that we're in the middle of right this second is that we had some pretty big stucco crack happened. Our house is 16 months only old. We had someone hanging Christmas lights and they saw it because it's up on top. We would never have seen it, which is a good thing, and they reported it, and then Woodside Homes wasn’t as quick to be on top of it since our warranty is over. Some guys came out to see if there was any damage and now, I need to figure where we're going next with it.

    The rep, Eric, replied right away and would send people out right away. Unfortunately, now, this took a little bit longer. Maybe I missed something. He might have told my husband something or my brother, who lives with us, that I missed when the last guy came out a couple of weeks ago. I've always been in contact but complete follow-up is needed. But other than that, he was really good.

    As of March 2020, we will have been in our home in Arizona for 3 years. I had noticed stucco chipping away near the roofline about 5 months ago. I had reached out to our Arizona warranty supervisor, but never received a call back from him. I contacted Woodside Customer Claims. I explained my stucco issues and not hearing back from warranty supervisor. Customer claims told me, "STUCCO is ONLY a COSMETIC item. There is no warranty on your stucco." She went on to say, "That would explain why your warranty supervisor has not called you back, as you have no warranty." A real disrespectful answer from a builders standpoint.

    So I purchased a home over $400k and my stucco which is the exterior protectant over my insulation and chicken wire, and you're telling me stucco is a cosmetic item only. This morning I have about 10-15 more spots chipping. The corner above my garage the stucco has fallen off exposing the insulation. Keep in mind it's not even March yet, and I'm being told there's nothing that can be done. Any suggestions or direction on next steps to take would be appreciated.

    My wife and I purchased our current home in 2018. At the beginning it was a good experience and we loved the construction site manager who was very helpful and friendly and was trying to answer any questions and fix any issues we saw during the home construction and right after we moved in. The problem started when Woodside changed the main contact from the construction site manager to its customer services team couple months after we moved in for answering questions and house issues. Their responses to our requests changed from quickly to very slowly. Many times we had to waited and waited for a long time and had to contact them repeatedly in order to get their attention for them to come over to see the house issues and then fixed them.

    Right after 1 year warranty, they started to ignore my requests for house repairs. One of the hangers at our master bedroom was loosened. It was due to the installation when two screw holes were too close to each other causing the wall structure surrounding the hanger became very weak. I tried to contact them many times. They didn't even come to take a look and simply said it's not their responsibility. I contacted the on site manager who promised me Woodside would take care of any issues even after one year warranty. He was willing to help me out but didn't show up either.

    Recently I noticed there is a leak at my outside water valve or pipe. I contacted their customer services. Their response was that it's a pipe for landscaping, not their responsibility after one year. They only cover the pipes that go inside the house for up to two years. Overall Woodside house looks solid but actually with many quality issues you will deal with after your purchase. Don't believe in their overpromising warranty at the beginning of your purchase. I now regreted that I trusted Woodside at the beginning without ordering a full inspection of my house before one year warranty was due.

    I purchased house 2 year ago. During purchase I have upgraded the combination double wall oven appliances package. The initial installed combination double wall oven is started giving problems within a month. They have replaced since it's a fault unit. The newly installed unit also not lasted for 16 months. Again now started giving problems. Since the it's an expensive unit, we was expected the quality will be good. Because of that we haven't purchased the extended warranty.

    I am so disappointed that, the 3.5k Unit not even lasted for 2 years. I seriously doubt that quality of appliances they are installing. Very disappointed with the purchase.

    I've lived in my home for 2 1/2 years. During a recent rainstorm I had a small amount of water leaking through the light fixture in my master bedroom. I put in a claim which Woodside customer service respond to quickly. However, once they came to my home and saw I have solar they said the solar voids my warranty.     Since we bought our house about 5 years ago, we have never really had any warranty claims with Woodside homes. But recently a few weeks ago, we had a horrendous rainstorm and had water leaking directly into the house. This water leaking into our house was caused from buildup and dead leaves on the roof. This was clearly my maintenance issue and not Woodside homes issue.

    I have to say I was thoroughly impressed as Woodside homes showed up at our house the day of the rain storm. They brought a professional roofing company with them, and took off the concrete tiles and removed all of the debris in order to stop the water from backing up and coming into the house. This was done a couple of weeks ago and we have had 2 rain storms since with zero water leaking in our house. Thank you Woodside homes!!!! Tim from Woodside homes in the Eastmark area is remarkable and his customer service skills are phenomenal. Tim is an asset to your company.

    LOOKING FOR HELP. A couple of months ago when we had a large rainstorm we had a water leak in our house. I called Woodside Homes and also the company that installed the roof on our Woodside home. I was told that leafs and debris needed to be cleaned off of the roof. So I hired a company to come out and cleaned off and brushed all of our roof.

    This morning I have standing water again on my work desk. Computer is shot, will not turn on. Brand new color laser printer is shot, and all of the paperwork for my business is completely soaked. We now have standing water in the house. For example when you open the front door to walk into our house you step into a puddle of water. Then in the office you can see water dripping from the ceiling. And my office desk is FLOODED with water. Key board is full of water. A couple of months when I called I should have gotten names and numbers of who I talk to. I was told to remove all of the debris from the rooftop of our house and that should stop the leaking. ***** Does anyone have any ideas on who I should call since Woodside is telling me that I'm on my own?

    Initially our experience with Woodside was great and helpful. When we got to the design center however the person who was helping us out lied to my wife, myself and our real estate agent about how our 3k countertops would turn out. The week our countertops were installed, we approached our salesperson in charge of our community and ever since that time a couple months ago we have not gotten a straight answer about resolution. The week before we closed we were told during our inspection that the countertops would be replaced by something better.

    This week during our final inspection we were told there was a miscommunication and still nothing was being done. We now have no choice but to pay and close with a pathetic promise that someone "higher up" is in the decision making phase. It seems like just a bunch of dodging and dishonest bull though. Really disappointed in the absolute lack of service. All they want is to move us in and get our money.

    We signed our contract with Woodside last June 2018. The building began in August, and we were told that we move in about 6 months after. However, when the 6 months went by we were given excuse after excuse as to why the house was not halfway completed. We are now in August 2019 and we still do not have a closing date. And we are still waiting for the driveway, the patio concrete, landscape, and the repainting of the house (the painting of the house is a whole other deal breaker that was “fixed” but we're still waiting). The house has been nearly ready since May! But who knows why these last details keep getting pushed back.

    The neighbor’s home was going through the same SLOW process, but theirs is about done.

    I just wish Woodside in Visalia was more professional about their business. I know things come up and all, but telling us that we’d close in December, oh wait no in February, wait no in April, still no, in May or June, "No sorry we’ll close in July!" "For sure we’ll close in August." This is what we have heard all this time. Can you imagine how frustrating this is?! I would have canceled this contract a long time ago but we love this home and our children are super excited to live in this home.

    The inconsistency and false information/updates is what upsets and disappoints me. We are first time home buyers and everyone we’ve talked to about this has never experienced this with new builds. I really hope they can complete it before August is over, if not I will be even more upset. Oh but wait, the contract says they have 24 MONTHS to complete the home! That is ridiculous. Then why tell potential buyers the homes are done is 4-6 months?! That’s why we decided to buy.

    Oh, and did I mention my husband and I moved out of our apartment because we were told by the supervisor or manager (Mike) that we’d be moving in the 2nd week of July. So we packed so we can save the rent money that month and moved in with our parents. Yet here we are homeless because Woodside can’t keep their word and drag out the completion of our home! Unprofessional.

    My initial experience with Woodside Homes in Natomas, CA was pleasant. After attempting to get down into the details with the sales rep, she became extremely difficult, rude, and passive aggressive. She would not provide any clarity on pricing for upgrades much less transparency to provide a quote prior to contract. On top of this, unfortunately she is the sole sales rep so no getting around her. Extremely frustrating and disappointing experience. They are out to take advantage of those not thinking of the price tag in the end and rude to those wanting all information prior to purchasing a home. Avoid this deceiving builder at all costs.

    Hello my fellow home buyers, I am about to give you an honest review so please listen. I was in the process of buying a home since February 2019 at this address **. My wife and I was very excited purchasing this home. About two months ago they started building our home. Every week my wife and I would come to visit the site to see the building process of our brand new home. About the 5th week in they started building the frames of the home. We notice something unusual. Some of the beams are rotted wood, some has cracks, some beams are cracking so bad that they are peeling.

    So I contacted Quentin an agent from Woodside. I sent him the pictures hoping that they will address the issues. Quentin's answer was the pictures look fine and they were no issues with it. My wife and I were in disbelief because it was pretty obvious and we were previous home owners before so it wasn't like it was our first home. We showed the pictures to our friends, co workers, and families and they couldn't believe that someone would say those look normal. So we asked Quentin to address those issues.

    3 days later I came back to the site hoping they have fix our concerns. To my surprise they didn't and basically they hurried putting the plywood so those beams will get covered. I asked Quentin my agent why they didn't they fix the problem. His response was don't worry the inspector will check it and if they deemed it needs to be fix. The builder will fixed them. I asked when will the inspector come. He said when before the stucco of the is applied. I was like are you kidding me. The inspector will not see those beams because it's already covered. So I told him I will escalate my complaints with the main office.

    I contacted them the next day through emails and phone numbers provided by their websites. Well, I waited several days later for a response and guess what no responds. My wife decided to use their chat interface at their website. The chat was more for people on the market to buy and question regarding the prices. We have no other choice because their warranty or customer service department is non existent. So we spoke to someone online through chat and made our complaints. So I told them this is a horrible experience. All I want is for them to replace those damage beams but the more I look at the quality of the build it keeps getting worse. The nails were not even hitting the beams. So I told her that I am no longer excited about the house and I am no longer interested on it. Instead of trying to fix the issues. The person I chatted with told me my agent will contact me.

    Then Quentin texted me not even trying to attempt to fix the issues. Instead he was quick on offering me a refund. So I told him to give me my refund and I am willing to pick it up. The next day he contacted me and told me that their policy only allows them to mail the refund and it's going to take one week. I was like wow. You guys when you asked for money you want it right away but if I want my money back it takes a whole week. Please boycott this builder. I move from California to avoid scammers and bad people like this. Now that I am here to my surprise the same people from California are also here. Remember they are going to sell that home to some victim. Dont be a victim and read the reviews and listen. Avoid this house at all cost and avoid this builder.

    My wife and I purchased our new Woodside home early 2018 and closed June 2018. The home was originally scheduled to close in May 2018 but the final walk through was a joke. The home was far from finished, many outstanding items and trades tracking all the dirt and debris through the uncovered carpet upstairs. The home closing was delayed 3 weeks and management assured me they would deliver a completed clean product. We showed up for the next walk through and just pulling up to the curb we could still see several punch list items outside before we could even reach the front door.

    The house was still very dirty and unfinished inside. They assured us this is normal and they would hand everything over to warranty to get completed. We were in a rental situation that was ending so we needed to close on this home and move during my time off from work so more delays would have been very difficult for us. We had to hire out to have the house cleaned before we could move our stuff in due to all the filth. Once we started having warranty work scheduled the troubles continued. Scott ** entered my home on 2 separate occasions without permission; in fact I have it in writing that he was not to come in on those specific days due to other work being performed. I have vendor witnesses in my home.

    The first time he did this which greatly interfered with their efforts. The second time he lied to my mother in law saying I told him to have you let him in. Scott ** also convinced my wife he could take care of a carpet issue upstairs and save a warranty call out. My wife heard loud hammering and went to see and now had a hole in our carpet. There was rock under the carpet and he used a board and sledge to hammer it. The carpet vendor came out the next week and we discovered several rocks all over under our carpet.

    I emailed these issues to his manager, Mark ** , and then Scott started becoming very aggressive and would give warranty vendors my wife's phone number instead of mine and we clearly told him in writing he needs to contact me only after the incidents of him entering without permission twice and causing damage on a third occasion. I found out Scott ** was quitting so I stopped submitting warranty items till he was gone. Cody took his place and has been pleasant and tries but is having trouble with trades showing up when scheduled. Mark ** once again gets involved and comes to my house himself to deal directly with me for outstanding issues. Mark ** visited my home on March 15, 2019 and had 3 warranty items he said not to submit and he would take care of himself.

    All 3 of these items did not get scheduled properly and workers showed up unprepared for what was actually shown as needed to Mark on the 15th. These are wasted days of my life waiting around for nothing only to have to wait around for the next scheduled day. Mark ** stopped responding to my follow up texts and I escalated the issue above him and they just ignore the issues and I am still not getting items completed.

    I would give Woodside Homes 0 stars if I could. TLDR: They lied to me about work that would be done, I sued them, won, and they are now appealing the decision. I decided to write this review just to spite them after their appeal. Full Story: I sued Woodside Homes for $2500 due to misrepresentation, and failure to complete work which was agreed upon when I purchased my home on November 11th, 2016. During the construction process, Woodside Homes had mistakenly, due to negligence on their part, installed additional cabinets which I had not ordered. Since I had not ordered the cabinets, they refused to complete that area of the home by placing a countertop on top of those additional cabinets.

    I attached a picture of the unfinished area. You can see there is no countertop on top of the cabinets. We were instead left with just an unfinished PLYWOOD surface in our brand new Woodside home. Instead of doing the right thing, which would be to complete the work and finish what they started, they instead left the work half complete. This is where the dispute begins. During my walk through m of the house, I communicated to my sales representative, Kristine **, that I was upset with the state of the countertop, or lack thereof. Kristine replied by stating “We’ll take care of it,” followed by a wink and a reassuring hand gesture.

    My mother, who I’ve brought with me as a witness, was present when Kristine said this to both of us during the walkthrough. I made my decision to sign off on the walkthrough that day in reliance on that statement made to me by my Woodside Homes representative that the countertop would be completed. Again, that statement being “We’ll take care of it.” Had I known that Woodside Homes did not actually intend to complete the work, I would not have approved of the walkthrough. I was told a lie to sign the paperwork. That is misrepresentation and fraud.

    After the walkthrough, I followed up with Kristine to check on the status of getting the countertop completed. I have text messages with Kristine that clearly show her trying to make good on the promise that the work would be completed. These text messages also show Kristine apologizing for “dropping the ball” as she put it, and acknowledging that Woodside Homes failed to fulfill the promise made to me. She then gives me the phone number of a contractor for me to complete the work myself. This was a surprise to me because there is a big difference between telling someone “we’ll take care of it” versus “we’ll take care of it by putting you in touch with the contractor so you can do it yourself.”

    Any reasonable person will interpret “we’ll take care of it” as it being handled without cost to the buyer. I have brought this up to the head of the warranty department, Chris Decker at Woodside Homes, who refused to honor the representation made to me by Kristine. Chris admitted to me that Woodside Homes sales representatives sometimes make verbal side agreements with customers, saying that he “sees it all the time.” Chris also tried to tell me that “verbal agreements are not really enforceable”. I corrected him and told him, “A verbal agreement is a contract and is 100% enforceable.”

    Their failure to act has caused me damages in the amount of $2500. That’s what I was quoted by a local contractor here in Sacramento to install the missing countertop in my house. I sued Woodside over this issue and won. The judge awarded me $1000 instead of $2500 and rather than being satisfied with the reduced amount, Woodside decided to appeal and waste everyone's time again. If you like being lied to be a salesperson, and if you like plywood counters, go ahead and buy a new Woodside home.

    Horrible customer service. Home was overall was nice but very cheaply done, they did an extremely poor quality job. We have been having issues for over a year and get no help from Woodside. They were booking appointments for us for days that we had to work and would show up without our knowledge then saying we didn't show up to our appointment. They continuously make up excuses on why they can't help us. The times that they did work to our home the workers would show up "fix" the issue then cause more issues that still haven't been resolved. There are still several ongoing issues with our house. One of the main ones are that we had a leak in our kitchen sink that originally the repair people were too lazy to come out to fix and said it wasn't an emergency.

    Then when we tried to get it done they said we waited too long and it would not be be covered under warranty (mind you it was a day or two later). It's taking them over six months to get them to fix the stucco damage that was caused by this leak. And instead of replacing the cabinet with water damaged they just glued over it even though it was still damp. Hopefully there are no mold issues, which could cause health issues because they've been promising to test for existing mold. Overall DO NOT buy a Woodside Home, unless you want a huge headache and stress. They do not stand by their homes, the quality is very poor, and the customer service level is beyond horrible.

    So we were excited to get our first new home from Woodside because we loved the house design. So we moved forward onto getting one with Woodside. Upon selecting our color for our home, we told the Woodside representative that we wanted the exact same color of one of the previous homes they had build in the same area we were purchasing our lot from. Then she asked which house and we pointed to the one we wanted and she went on saying that it was “x” color on that house and if we wanted that one. So we said, "Yes. That’s the one." So she printed out the paper with the color of that house for us to sign.

    Fast forward...now the house is almost done and painted and it turns out the color is different from what we had originally told the representative that we wanted!! Also turns out that representative no longer works for Woodside and we can’t talk to that person about the error!! So the new representative pretty much told us we’re screwed. It was clearly Woodside fault for misleading us thinking that’s the color we wanted and turns out it was something else. Never again Woodside. So fast forward.

    Repairs and offers never granted. HOA had a lot of complaints from all residence. Extensions on driveways allowances are big enough few gold carts maybe. Repairs are never done the 1st year. Draining system installed in back cause flooding. Bad builder. Structural problems, electrical, cabinets, dryer vent problems, interior and exterior problems. Warning. Please do not buy this home.

    We purchased our home back in May. Just sign the papers to move in December 22. We got our keys on 12/24. We had the inexpensive flooring taken out and having new laminate wood flooring put down. The flooring is so far off that we have to pay extra money to have the floor fixed from what Woodside should have had done right the 1st time. I was told by one of the women in the corporate office who deals with the construction that it was OK to be off that much if you're putting carpet down... I guess they don't have to follow the guidelines were city ordinances. With this we have more delays and more money out of our pocket again. I wish Woodside could just get it right the 1st time. So many things were wrong on our walkthrough. I think the funniest thing is that we have 2 different colored brick walls and they tried to tell us it was from age but it's not from age it's 2 completely different colors and it looks so funny.

    Our journey started December 5th 2016 in Las Vegas Nevada. After traveling back and forth to the Central Valley looking at several housing companies we settled in on Woodside homes Black Oaks. We signed with Woodside homes to build us a home in December 2016. Two months later I retired from the Clark County School District after a little more than 35 years. Three months later after selling our home in Las Vegas we moved to Visalia. May 7 2017 was our last day in Las Vegas. We leased a home for 6 months while Woodside built our new home. As luck would have it our new home was ready within days of our 6 month lease being up on October 31st 2017. We finished moving from the lease and into our new home November 7th 2017.

    So in less than a year we retired, packed everything up moved the 350 miles with several rental trucks unpacked what we needed in the leased house and rental storage unit, packed up again and moved the 2 miles into our new home. That’s was our journey. Now for the great people at Woodside homes Black Oaks. I don’t know if our journey would have been successful if not for the people at Black Oaks. First Atzimba. What can I say she made every step of the way easy. As you would think this was a very stressful undertaking being in another state while buying a home. Atzimba took care of all our concerns in every way. She kept us informed by phone and email of everything that was happening.

    While we understood that this was also a very busy time for Woodside homes to and that Atzimba would not always be available there was Yolanda. Yolanda was there for us to answering any questions we may have had. The two of them make an unbeatable team. The construction. What can I say I know for a fact that if it hadn’t been for Mike ** our home would not have been completed on time for us to move in before our 6 month lease was up. Mike was on top of it. From our point of view with the number of houses under construction at the time and the number of closing’s that needed to happen before the end of 2017 it was nothing short of miracle for Mike to get our home done on time.

    Remember we were now living in Visalia, retirement and living only 2 miles from our new home. So needless to say we saw the progress and took pictures on a daily basis. Mike was there also every step of the way at the walkthroughs as the construction progressed. Since we are retired and this is our last house we put a lot of upgrades into our house. Mike made sure every one of those upgrades was in place before moving to the next step.

    After moving in. Then there was John from customer service. John came by and introduced himself and made sure we knew that if anything was wrong with our home he would be there for us to make sure it got fixed right away. We had very few problems and they all were minor. When John moved from Black Oaks Visalia to Woodside in Tulare Doc took over and the customer service was uninterrupted. We just had our 1 year walk through and everything was as expected. Nothing wrong. Doc inspected our entire home inside and out with us and we found nothing wrong. So that is our journey from beginning to end. Because of the Woodside family that we feel a part of we can now live our happily ever after 30 minutes from our family and grandchildren in Selma instead of 6 hours in Las Vegas.     We purchased a home in Visalia, CA on July 14, 2018, and were told by the saleswoman who signed us that the house would be ready by mid December. It is now 3 months later (today's date is October 12, 2018) and there has been nothing done on our lot. Which is amazing, because we have given Woodside Homes more than 10% in cash for our home and upgrades. We don't understand why we had to give all of that cash if nothing is being done on our lot. VERY FRUSTRATING! Buyers beware. We are at least hoping someone from Woodside Homes replies to us to let us know what the heck is going on! We sold our home but, thank goodness our buyers are allowing us to rent back the home while our house is being built. But, we can't even give our buyers a date of when we can give them their home. I would have not have given ANY stars on the rating but this requires you choose at least one star. Sketch!

    We purchased a home in Rocklin, Ca in 2016. Initially we were pleased with our purchase and Woodside. It wasn't until we began to have issues with our home that needed repair that things went downhill. Prior to getting the keys to our new home, we asked the site foreman, Joel, if there needed to be a retaining wall built at the base of a hill that was directly in front of the A/C unit. We were told "No" and that "It was not in your plans" meaning the blueprint for the home lot. Fast forward a few months when we had a Rocklin City Inspector come to our home for a solar permit inspection. He wanted to know why we did not have a retaining wall at the base of this hill that was in front of our A/C unit. We relayed to him the response that we had received from Joel. Long story short, the inspector forced Woodside to build the retaining wall due to the home being in violation without one.

    Next, I noticed that when the toilet in the master bathroom upstairs was flushed rushing water could be heard (very clearly) running down the wall inside the wall in the kitchen. I expressed this concern to multiple Woodside employees (even at the corporate office) and was told this was "normal" and they did nothing about it. I have lived in two-story homes before and have never experienced the sound of running water from the second floor coming down a wall. Another issue we brought up was a hairline crack that we noticed on our tile floor (first floor) that went from the wall to the kitchen island (this affected five (5) tiles). Woodside sent someone to fix these tiles and that contractor told us that the problem was with the slab underneath the tile and we would continue to have cracked tiles unless the issue was fixed. He repaired the five (5) tiles and left.

    Fast forward to December 2017 and I noticed another hairline crack that began at the door to the garage and was making its way across the dining room. We contacted Woodside and was told we would hear from someone. We had to contact Woodside a second time and they sent someone out to take photos of the damage and said we would be contacted to set up repairs. No one ever contacted us. We continued to contact Woodside and even noticed more hairline cracks in various areas across the first floor. As of today, we have received in writing from Woodside that "Repairs were complete & condition resurfaced with great degree of failure." We have been in contact with multiple people from Woodside who have taken photos of the damage and all have said they will get this fixed. It is not fixed and we are getting the run-around from Woodside.

    Recently, we had a contractor at our home and told us there is a visible crack in the foundation in the garage near the door into the house (where that interior crack began) and another crack in the foundation just outside our back door (where another interior crack has begun). We notified Woodside of this and we have sent photos. We have not heard from anyone. We have contacted various big name businesses to get bids on what it would cost us to do a floating floor over the existing tile and no one will float a floor.

    We have been told that the existing tile must be removed so any issues with the slab could be fixed and these companies stated they would not be able to warranty their work by installing a floating floor over tile that is already defected. We have given these bids to Woodside along with this information and we have heard nothing. I realize Woodside wants to ensure they make the right business decisions, but all we are asking is to have our floor fixed in a way that ensures we will not continue to have cracks throughout our first floor tile. I do not feel that is an unfair request.

    I have had similar experiences as many others have had with Woodside Homes. We purchased a home in the Cielo development in Summerlin, Las Vegas, Nevada after being transferred to Southern Nevada in the Military. From the moment we went to contract to the closing and through the initial warranty period it was a nightmare for my neighbors and my family. Currently at the three year mark my exterior stucco is failing and exposing the frame to the elements in two places. When the Warranty agent arrived he laughed and told my wife it was no big deal and it wasn't in warranty anymore and there was nothing they could do. I found this to be unacceptable that the agent acted this way to my wife and secondly that he found it to be no big deal that the exterior was failing. To me this is an indicator of poor workmanship and something that needs to be fixed and honored in good faith by the builder.

    Our family signed the papers in March for our new home with Woodside at Cadence in Henderson NV. We were told the house would be complete in September at the signing by the salesperson. After that we had a meeting with salesperson and the building superintendent and it went to sometime in October... not when but sometime. After another one of their Monday meetings we went for October to 2nd week in November. Then we did a walkthrough on the home and now we're told December not when in December but sometime in December.

    We have tried to see if Woodside Corp. Office in Las Vegas would help and try to get the house done any earlier but it just seems to be every time we asked about the house they set the date out more... almost like they would rather have us gone... They did offer us our money back if we were not happy. We just want it done in a reasonable time... not 3 months or more after the date the salesperson gave us.

    We have sold 2 homes to purchase this home. Move out date was set for October 30th... After October 30th we have no place to live. It is almost like they would rather have us just be gone then try to fix any of the problems that have happened with this house. We love this model we've picked out. It is a large home and it is a next generation home where 3 generations will be living.

    This is about the new home purchased with Woodside Homes in Hillingdon Lot 245, Roseville, California. First time we went to Woodside Homes Hillingdon in March of 2017. We really liked the 3113 plan so we put our name on interest list. We used to go and follow-up with sales team all most every couple weeks. Because they were at phase 7-8 and a lot we picked lot number 245 with was in phase 10 or 11. They didn't have any official paperwork of interested home buyer. They kept on changing the salesperson, and new salesperson didn't even know who we are.

    So we have put our name with three different salesperson to make sure we are the first for lot 245. (With all salesperson, Kristine, James and Marchelle) Come on you guys are selling home not $100 thing and you don't even keep track of interested home buy when new salesperson comes in hand over the list to new salesperson but Marchelle was the best salesperson. Woodside Homes please keep things in order and train your sales team.

    Basically we are so patient and waited for our phase get opened and signed purchase agreement in Feb 2018 and paid $5000 of earnest money deposit. To be honest, from first day to signed purchased agreement we went to sales office more 20 times to follow up. Home was started built and foundation was also done at that time. Therefore we didn't even get enough time to choose our option and upgrade in our new home. We were given only time date in which 3 hours, we had to choose all the option and upgrade. There was no flexibility change design center appointment because the home was already started building. Anyways we choose our options and paid $13,** to design center. (Anyways I will not recommended anyone to doing any business with Woodside Homes!)

    But you know what, even we are waiting for our phase to get realized, but our home was started building before the purchased agreement signed by us, and honestly we missed out some of the cut of already for electrical which we wanted in our home. We wanted two dum lights next to garage doors, which (you would assume should be included in base price) but it was not. But they didn't even put that pre-wire for that lights. (Have anyone seen any home with dum light both side or even one side of garage door.)

    So the take is, how they could start building the home even they had interested buyer before sign purchase agreement. (Even honestly: Tim "who was electrical guy was surprise and he said that, he never seen something like this before, even they had interested buy and started building home before purchase agreement.) Also we supposed to get everyone week email with updates and progress of our home with pictures but we never ever received even one email. I would not recommend anyone to do business with Woodside Homes.

    We are the first time home buyer. We were getting better rates than their preferred lender so we choose to get with outside lender. (Home price was $567,**.) But due to some our loan get delay by 1 days they asked us to pay $10,000 more on home. Due to delay on loan, we were ready to pay off the HOME WITH FULL CASH. We went to Woodside Homes Folsom Corporate office and talked to President Scott, Felicia Sales & Marketing Director and Evelyn **, Escrow Manager. But honestly we are emotional attached to home so we went ahead paid $5,000 more for the home due to just 1 day delay.

    Also they all knew that we are very interested in this home and they already around $20,** so at that point they had nothing to lose and they can ask whatever want for the home. That is not good business people to work with. Even I was told that if I don't close with cash in 1 day they will put my home in market for sale. (How they can say that??) So ended up closing CASH for $5000 more $573,**. (Anyways I will not recommended anyone to doing any business with Woodside Homes!)

    We would like our $5,000.00 down payment or at least half of it to be refunded to us as soon as possible! Woodside Homes had done nothing for us to deserve this money, and this so called home was already started built long before we signed purchase agreement with Woodside Homes of Roseville Hillingdon!!! This is not good way to treat a home buyer! My advice to you is to think twice before entering into doing any business with Woodside Homes!

    Since I moved into the home, nothing but problems with this home. First, they wired the home incorrectly and tried to deny it until I had a real electrician come out and call them out on it. The wood for the landing at the top of the first set of stairs was coming apart. They say this is an energy saver home which is a lie. My electric bill is high and only 2 adults and a baby live there and we are gone during the day. The upper level of the home is extremely hot. I'm pretty sure they did not insulate it properly or failed to insulate it at all. The garage is also extremely hot. I've never had a home with a garage that was that hot. It's like a sauna in there. Everything that they have put into the home is the bottom of the barrel quality from the fixtures, lights, etc.

    I've had issues with my water heater, the electricity in my garage has a short. I'm lucky if my garage door will open when I come home or try to leave. They did a poor job with the paint inside and outside of the home. We live in the city and there are scorpions on the property. They must have been carried onto the property by the materials brought in to build the homes. The quality of the home is horrible. They are not made right. And when I tried reporting the issues to their foreman or whatever he is, he was a complete jerk. He acts like you are inconveniencing him. The list goes on for my Woodside Home which is located at the Villages At Westridge Park. I will never buy another Woodside Home and I will advise my family and friends to think twice as well before purchasing a Woodside Home. I've been in this home less than 2 years and am planning on selling it because I am unhappy with it.

    This review is for Woodside Homes in Layton Lakes Community in Chandler, Arizona. Worst customer service that you can receive from a builder after they built my home. They installed a defective dishwasher in my unit, and in the 1st year, I had issues with dishwasher and they got GE involved with and get it repaired. After 2 years once again my dishwasher stopped working. I asked Customer services that dishwasher shall last at least 5 years or so and if they can do something to help me to repair it. They simply neglected me and asked me to contact GE and pay for it as they can only give warranty for 1 year. They are installing cheap appliances in the homes. I lived in multiple homes for 10 years before and we did not have any issue with dishwasher. Denise **, Winnie, Clarian **, Rick from Monark Appliances are all involved with it and don't trust these guys.

    Reading the reviews here they are so negative. I figured I should respond and share my experience. I had a home built by Woodside Homes in Cascade which is located in Vineyard Utah. Before I had them build I read all the reviews on multiple websites. And I would see stories about low-quality wall outlets or that the finishing where low quality. Looking at builders in Vineyard I noticed most the builders in Vineyard force you to pay higher prices with all of the upgrades. The other builders were about 50k higher than the base price of Woodside Homes. So I think a lot of the negatives reviews are people wanting the upgraded home for the downgraded price.

    So I bought my home in December 2017 and it has been great. I’ve had a few issues and I'm worked on them with the builder. For example somehow the dryer vent got missed and was stuccoed over. And when we told them they has a plumber there fixing it the next day. I’m still working with then some a couple things but overall I think there quality and service is very good.

    Also the day I closed I could comparable homes in the area selling for at least 50k more than I paid. I feel like I got a very good value. Yes I had to wait for it to be built but it was worth it. They allowed me and my family to come by anytime we wanted and look at the progress of the home being built which was a lot of fun. They allowed us to have a “radon test” which they did not have too. They were very accommodating.

    Most the new homes being built in Vineyard have 15 feet in the front yard and 15 feet in the backyard, and 5 feet on each side from the property lines. Since purchased and largest lot they had available. I wanted to direct them on where to place the house. Which I think that is an unusual request. After working with them I was able to have a large amount of land on one side of the house and a small amount of land on the other side. And now my kids will have a larger area to play in.

    Their customer service is very fast if it is in the first 30 days. The only negative is after 30 days when reporting issues they won't start until you email them the issue. And you have to pester them some, unless it is more of an emergency situation. They were fast on the dryer vent issue which was after the 30 days. But I try to keep in mind they're working on I bet hundreds of issues. I bet they have built over 500 homes within a 10 mile radius of my home. Thanks Woodside Homes.

    Woodside Homes is engaged in at least four illegal actions. I am a co-buyer. Woodsides Homes will not allow us to choose an independent lender. If we choose our own, we must pay 100% of the options up front and a large down payment. Further, if we obtain our own lender, the contract states that Woodside may cancel the contract and keep the deposit. This is a violation of the following: 1) RESPA (Real Estate Settlement Procedures Act); 2) Civil Code 1675 as to the threat of liquidated damages; 3) Civil Code 3275 as to forfeiting the deposit, 4) Dodd-Frank Act - which forbids lenders and homebuilders to engage in abusive acts against a buyer.

    Woodside Homes contracts require buyers to use THEIR lenders at a higher cost and the buyer is sanctioned with higher costs if they want to use their own lender. I don't expect anyone on this website to provide any apologies as this is the way the corporation (run out of Utah) handles the business. Buyers should beware. The initial sales agent in our situation was completely unethical. The district manager was also unethical in the way he handled our transaction. Woodside Homes is affiliated with Caliber Loans in the Sacramento Region and Woodside Homes, as one of their premier clients, controls them. I had an experience when after speaking to the district manager - he called Caliber Loans and instructed them to tell us we were out of loan compliance - after our heated phone conversation. I welcome questions about this.

    We have recently moved into the Woodside Homes at the Stillwater location. After doing our initial walkthrough on a Monday we saw many problems and requested them to be fixed. We were told all issues would be resolved before or on the day that we signed for our home. Trusting Woodside Homes, we signed and put a down payment of $60,000 not including the initial fees. It has been going on to week 3 and we still have not heard back on getting our house items repaired! We have attempted email, text, and in person contact with negative results, or replies. This shows that they do not care about you or your home, or take any liability to what they promise. If you plan on buying do not sign for anything until it has been corrected!

    We love our new home and the area we are in, but dealing with Woodside has been a nightmare. They supposedly give you a year warranty to get things in your new home fixed (and building with them, you'll definitely need to)... But they'll do anything they can to get out of fixing things that shouldn't even need to be fixed after just ONE year! They won't get back with you no matter how many times you try to contact them. Their customer service is absolutely horrible. Do yourself a favor and go with another builder if you're considering building.

    On April 17, 2018, we viewed a some homes by Woodside Homes of Arizona, LLC at Eastmark Legacy Series in Mesa, Az. We viewed the Desire model and liked it, but wanted a smaller model the Manor. The sales agent did not have a model of the Manor that we could view anywhere. The sales rep stated that the Manor looked like the Desire model but a little smaller and is a Inventory/ Spec. Home. On April 19, 2018, we were required to place a $5,000.00 down payment toward the purchase of a $373,000.00 home, which we did.

    On June 5, 2018, we attended a official walk thru with the Woodside Superintendent at Lot 3023, 10626 E. Relativity Ave. Mesa, Az. 85212, to view the Manor. The house was very small, not what we expected and the Air Conditioner was being placed within 1 foot of the patio immediately the small nook area near the kitchen. According to the Superintendent, it had to be place there because not enough room on the side of the house. On June 8, 2018 we notified the Eunice **, Sales Rep. Woodside Homes of Az. LLC, that we are canceling the Spec, home purchase. She went on to say, "We will cancel the contract but will be keeping your $5,000.00 down payment."

    We would like our $5,000.00 down payment or at least half of it to be refunded to us as soon as possible! We gave Woodside Homes of Arizona, LLC in good faith our hard earned money in the form of a $5,000,00 Check, which they refused to refund to us. Woodside homes had done nothing for us to deserve this money, and this so called home was already being built long before we ever arrived at Woodside Homes of Arizona!!! This was suppose to be a V.A. Loan and this is no way to treat a Veteran that fought every day to defend this country! My advice to you is to think twice before entering into doing any business with Woodside Homes!

    Sometimes I read through reviews and it seems like the only people who leave reviews are unhappy people. I purchased a home with Woodside Homes in a single story community in Peoria, AZ. Although most all builders use the same trades, I could tell that Woodside wasn't building 40+ homes at a time like many other communities in the valley are. My sales person was very professional, and even took my calls on his day off. I think a lot of people on here either A: don't ready the purchase contract or B: have unreasonable expectations. If you sign a legally binding contract and do what you're supposed to do, most of the issues I see on here can be avoided.

    Now, as far as the home goes: the superintendent wasn't the best I've ever met, but he was far from the worst. You could tell that Woodside had many more inspections, and even have an energy guarantee. I've been in the house for 6 months, and have had a few minor issues which have been fixed fast and in a professional manner. Unless you're planning on buying a million dollar home, Woodside is better than most all other track builders out there.

It all started when the sales lady left their 5k check on the counter for 48 hours allowing anyone to copy down the account number. Since day one of them signing the paperwork it has been all lies. Now they are dealing with HORRIBLE home issues and the builder has sent out the WORST people to fix them. Most of the trades do not even speak English. One guy asked my daughter what a banister was because he had to paint it. The quality of work is terrible. I cannot believe they paid 400k in a home that pretends to be energy efficient and my poor 15 month old grandson is suffering in the hottest room they cannot fix. I would NEVER allow anyone that I know to buy a home with Woodside as the builder. THIS IS THE WORST BUILDER EVER!

    After reading all the reviews, I should have known that building a home with these guys out of state was going to be a complete joke. They refuse to provide an upgrade cost/option sheet without making an appointment in person with a sales associate. I am a mortgage banker and have my own real estate agent. I do not need their financing or sales assistance. Since they flat out refuse to provide costs sheets upfront, I will select another builder. I don't need to waste time with them.

    I purchased a Woodside home in April of 2016. I have had several issues with the quality of material that was used in my home (the interior doors all have chunks taken out of them around the edges and they were just painted over, the shower curtain in 1 of my bathrooms looks used and does not fit the wall and is constantly falling, 2 of the recessed lights in the kitchen need to be replaced as they flicker when I turn the lights on and now they do not work at all and Woodside is refusing to fix them so I now have only 2 lights in my kitchen, which is terrible lighting to have in a kitchen). Those are just a few examples. I paid close to $300,000 so you would think the quality of a newly built home would be better. I have contacted Woodside regarding the electrical issue in the kitchen and they refuse to do anything about it. I now have only 2 lights in my kitchen that work and the house is not even 2 years old.

    We read their company mission statement advertising Integrity, Value, Quality, and Service. We visited their model home and was so impressed about the design and the comfort inside. When we decided to purchase our home from them. We were shocked to see that there is a lot of difference of the model home to the actual home they build for us, such as the ac unit, the airflow vents was placed everywhere and the air return so many of them on the walls. Garage floor cracked and stain and uneven grade, electrical outlet on the surface floor under the sink and the excessive heating of the house even with a little Sunshine on a 33 degrees winter weather. After you paid for the house, you will be begging to the President to ask them to help you fix all those problems even though you showed them proof picture, photos for evidence and they still ignored you and let you suffer.

    It already affects your whole family and our health issue, and still they are not concerned to fix the problem. They promise quality and integrity with their mission statement and energy efficient home and I did not receive it and up to now we continue to suffer since 30 June 2016, we are exposed to a very warmed temperature inside the house, so cold in the winter, where we cannot control or balance the temperature inside. The Japanese company who owns this corporation advertised that they build quality homes but we believe them and here we are suffering every day and cost us a lot of money to survive to maintain a good quality temperature which up to now we cannot reach it because of the excessive heating of the house.

    The Warranty manager lied to us and kept us waiting and never fix any problems that we brought to his attention. I don't know why this builder who is reporting success and billion of dollars in profit is not being truthful to their customer who believes on their promise and advertisement? Is there any law where consumer can be protected from this kind of company? And be investigated to stop making future homeowners be fooled and suffer?

    Updated on 10/08/2018: We are still being ignored and forced to accept the HVAC that is not meeting the J Manual code set by DOE. House heats up at cold nights that make you sweat and Woodside still telling us that there is nothing wrong. Way back when I posted a complaint on this website and I read that below paragraph that Woodside reply that they want to reach out and get more information, I never get any message or follow up that they want to reach out at all, this is bogus.

    We went to look at homes in Murrieta Ca. and found two that we absolutely loved. We were deciding on which one to purchase. The first day we went in, we were asked to sign in. Thinking it was for their numbers to substantiate visitors, we obliged. The sign saying first time visitors need to have their realtors with them was partially hidden behind the tile examples, we were excited so we did not see it (our fault). We saw it the next day as we were narrowing down our choices and asked about the sign. The attendants were unhelpful, unprofessional, and borderline rude. We told them to destroy our information, we will not be doing business with Woodside Homes at all. Really sucks because we were looking forward to the new house.

    Since moving in I've had nothing but issues with this house. The first week of moving in the motor in the garbage disposal went out. I had a leak with the water heater. When the superintendent came with the guy to fix it they slammed the garage door and the handle fell off. A door handle wasn't even put on properly. About a month later in my guest bathroom there was a pipe leaking. Few months later the motor for the garage door went out. Now it's been a great and a half and my A/C is out. A/C just left said behind this old that's is no reason for any issues with the A/C. The best part the warranty does not cover any of the repairs, right now I'm just over $1000. If the builder does not pay for this my next step is to go to the Better Business Bureau.

    When we were looking at builders in the Mesa, AZ area, it was important to look at reviews from other people. However this website is mainly full of negative comments. Most of the time, if people had a positive experience, they will rarely take the time to write a review. But if people had a bad experience, they are angry and will take the time. We built our house in Eastmark, which is in Mesa, AZ and therefore my review is mainly about the sales and construction crew there.

    They were realistic with us from the beginning, kept us updated through the process, and although our house date was slightly pushed back, it was still done in a very timely manner. The quality was all there and even if something was wrong, they were able to fix it quickly. If you're reading this then you are likely considering Woodside as your builder. Take some of these other reviews with a grain of salt. Every location is different, but building a house with Woodside was a great choice. We actually might use them again in the future because they were so great!

    My advice to anyone considering to purchase a home through Woodside is DO NOT DO IT! These people are two bit scam artist who should be doing shell games on a corner along the strip. They take your money and lock you in. Your deposits will not be refunded. The builders are horrid. By the time you realize it it's too late. Let me put it this way. If they refunded deposits to customers that changed their mind due to the builders not being good at what they do for a living they would never sell a house. People actually consider losing thousands of dollars by backing out but are convinced that they don't have to sign off on the house and that everything will be fixed.

    We are still waiting for them to fix things that were brought to their attention in September and it's going on January. Once you take possession of the home everything changes every single person that represents Woodside homes changes their attitude it's like Jekyll and Hyde. Watch out for Juan who does the walkthroughs and oversees construction. He will cover up damage without fixing it and try to pass it by you. And once you take possession there will be no contact he will hang up on you and halt all communication. Cammeran who handles the electrical aspect of the home is a **. He's nice when you're there picking out options and spending thousands of dollars but don't ever try to contact him after you sign on the dotted line about one of those options. He made several mistakes and had the nerve to leave some of our surround sound speakers at the front office in the box instead of installing them.

    We were charged over two thousand dollars for these speakers to be installed. We also had problems with the light switches which took three appointments for them to fix and when they do come out to install a speaker or fix a light switch because they didn't do it right the first time they treat you like their working for free and it's your fault. These contractors are not skilled workers. They can't drive a nail straight without splitting the wood or even paint.

    I came over every day during the framing and saw for myself and have pictures of dangling two by fours almost split in half with wires being ran through them. I've seen painters paint over white vents with brown interior paint and I'm not talking about getting some paint on them because their not taped I'm talking about painting over them on purpose. I think some of these workers are picked up at home depot on the way to work by the supervisor. I've seen them drinking on the job and came back after they left and took pictures of all the beer cans left inside of the house. And then I wonder why vents were installed in the wrong place and ceiling light fixtures were installed on the side of the wall.

    Juan made a statement that when the drywall was being installed they cut into the wire and that there was also a short. I have no confidence that it was fixed right considering the way Juan is. Looking back I should have took the loss. It didn't help that our lease was up and the place was already rented again. At the end of the day these houses are put together like ** and Woodside doesn't back up their work. They simply want you to take possession and string you along til all the warranty expires.

    I signed a pre-agreement on a new build on a Sunday contingent on getting approved for a conventional loan. On Monday, I called their lender who told me I wouldn't qualify for conventional. I promptly emailed the property and let them know I would need to cancel the sale as I couldn't qualify. They tried talking me into all kinds of other financing, which I wasn't interested in. I thought that was the end of it.

    Imagine my surprise when a week later they cashed my deposit and made an appt to talk to an electrician regarding my home! I emailed AGAIN and said I was not able to qualify and my deposit should have been refunded immediately. Now I'm being told that the person responsible for that decision isn't back in the office for another two days and at that time they will review it. is place is shady. And clearly doesn't stand behind their own terms of their contracts.

    It has been 2 months since we closed and from the start when we first put down the deposit, our experience has been awful. Please keep in mind that this is the 4th new home I have purchased in the last 20 years so I have experience dealing with numerous builders, contractors and subcontractors. During construction, it was a common occurrence for I to point out flaws in workmanship. From insufficient insulation, warped support beams or missing conduit for the refrigerator water line, we have experienced issue after issues. Now that we have closed, getting anyone to come out to fix the items submitted under warranty has been a struggle. It has been 2 months and practically NOTHING HAS BEEN FIXED.

    The items include exposed wire mesh in stucco, inadequate grading - I as homeowner ended up paying the paver contractor to grade the yard so the work could be completed otherwise, my backyard would still be dirt. Loose service receptacle - only item fixed. Master bathroom shower window - contractor promised an obscure window but never installed it. I had to paint the glass with frost paint for the time being. Drywall/paint inside the house. While some of these items may seem trivial, it is the lack of responsiveness and rebuttal from Woodside that is most aggravating.

    INCOMPETENCE does not even begin to describe the Woodside staff we have dealt with since the start. It is not surprising why the company receives such negative reviews across multiple site collections. To be honest, it is partly our fault for not doing more research prior to buying but never again. I can't wait to be part of the class action lawsuit that will likely emerge in response to such poor workmanship and customer service.

    Woodside Homes River Walk sales rep.; listing agent and WoodSide Homes Folsom Corporate, President have no problem with discriminating against my client, who is a member of a 'protected class'. WoodSide Homes, President, Scott has no problem with attempting to 'bully' a 'licensed real estate broker' who is also a member of a 'protected class'. Woodside Homes President, Scott called me and proceed to yell and scream at me letting me know what he would do to me and my client... who he stated to me was his client NOT mine. Even though my client has an exclusive buyer rep. agreement in place and WoodSide Homes has a copy of that 'Agreement'.

    WoodSide Homes President, Scott was so DISRESPECTFUL that decide to disconnect the call instead of being VERBALLY ASSAULT by Scott! WoodSide Homes and its representative, which I am alleging the order came from the 'top/President Scott'... unlawfully changed the lock on the property that my client is currently under contract to 'block' my client from performing the home inspection of his new home. Again in complete violation of the Dept. of Fair Housing PROHIBITED Actions against a member of a protected class.

    WoodSide Homes 'Site Superintendent, Jason' verbally assault me when I arrived at the property that my client is currently 'under contract' to meet the hired termite inspector in order me to leave the area. Even though I was sitting in my vehicle on 'public highway'. WoodSide Homes Site Superintendent, Jason proceed to lock the front door of the property to keep the termite inspector out so that the inspector could NOT perform my client's termite inspection. Site Superintendent, Jason proceed to tell me that people who 'complain against WoodSide Homes' in the end are NOT ALLOWED to purchase a home with WoodSide Homes. Jason got in his car and drove around the corner.

    I proceed to the Supra-Box that the listing agent had on the property and removed the key from it to allow the termite inspector access to the property. It is at that time I discovered Jason the site superintendent had parked his car so that he could have direct view of the property. Once the termite inspector went inside the property Jason sent one of his worker into the property to tell the termite inspector that he need to leave! This is in COMPLETE violation of Fair Housing Prohibited Action! My client and I discovered after he went under contract with WoodSide Homes. WoodSide Homes River Walk Community in California allegedly 'BLOCK' all of their new home purchasers from performing their own independent home, roof & termite inspections... stating that the properties have already been inspected by the city inspectors.

    My client and I also discovered that roughly 95% of the new home purchasers in the River Walk Community FINANCED their new home purchase using WoodSide Homes in-house lender CONVENTIONAL FINANCING with 20% down and they ALL have an ADJUSTABLE RATE mortgage. NOT a FIXED RATE MORTGAGE. GO FIGURE! On behalf of my client and myself... I have filed a complaint with the Dept. of Fair Housing regarding the unlawful violations and WoodSide Homes' attempt to impede my client's ability to close escrow on his purchase with an independent home & roof inspection performed on the property.

    Here is our experience with Woodside Homes. The first of October 2015 we decided to sign a contract with Woodside Homes because the floor plan we really liked was affordable. We signed a contingent offer based on our house selling and presented a $5k check as earnest money. The salesman told us at the time of signing that the design center would be contacting us in the next two weeks to set-up an appointment for us to select our options in the house. At the time we questioned why we would be going to the design center if our house had not sold yet. We were told that's how they do things. He also told us they wouldn't start building our home until after our design center selections had been finalized. Finally we were told we would be meeting with the superintendent soon after the house was started to confirm that all selections were communicated to him properly.

    After three weeks we hadn't heard from the design center and our check had not been cashed. We reached out to the sales office questioning the situation. They told us the design center should be reaching out to us soon, and the check probably hadn't made it to the office that creates deposits. Within a couple days the check was withdrawn from our account. By November 3rd or 4th we still had not heard from the design center, so I reached out to the sales office again. This time I was told by the salesman that the design center would contact us that day to schedule an appointment and that all our choices needed to be made by November 15th. At this point our house still had not sold.

    When we talked with the design center there was only one day that would work for both of us. At that time we were told that most people go to the design center two times before finalizing their selections. After hearing this I called back to the sales office asking for an extension on the 15th. 20 minutes later I finally convinced the salesman for an extension. We finalized all our design center selections by Nov. 20th and had an accepted offer on our house about the same time. The design center needed to get pricing on two selections we made. After two weeks of not hearing from the design center we reached out to them. They said they were still waiting on the pricing. We contacted them a couple other times and received the same answer. We didn't receive any paperwork to try and finalize the design center selections until the week before Christmas!

    By this time we had closed on our house and were living in temporary accommodations. The paperwork was missing a couple selections. We made the design center aware of this before Christmas. We went another two weeks without hearing anything, so we decided to just go to the property. We found that our house had been started (confusing because we were originally told that wouldn't happen). Another couple of weeks transpired without hearing anything, so we decided to make a change to the design (hoping this would spur them on to finalize the paperwork). Nothing helped. They were willing to make the change (it was a more expensive option).

    By the second week of February 2016 we still had not met the superintendent, and we found numerous errors in the design. We selected a floor plug in our family room that wasn't included when the foundation was poured. They put a window in the master bath where a mirror was supposed to go. They measured a pipe positioning incorrectly. The neighbor had the exact same issue with their house. All three of these issues were structural problems. They had to jackhammer into the foundation for both the pipe and floor plug. The floor plug was just connected to the nearest outlet (a solution I am sure would not have been the same had the plug been included in the design correctly). There were several other shortcuts that were taken, but we couldn't get them fixed because we never had an opportunity to talk with the superintendent.

    With all the problems we found in our house, and conversations with the neighbors we threatened to cut strings with Woodside Homes. It wasn't until then that we actually started being contacted by Woodside. They were very apologetic about our situation, but at the end of the day we weren't convinced that we were going to get a quality home. Finally, we cut strings with Woodside the last week of February 2016. We had been under contract with them for almost five months, and they were building a house for us, but it didn't seem like we were even a thought to them until the last two weeks (more like an inconvenience).

    Long story short, we didn't feel like a valued customer at any point in the process. Woodside was not accommodating to any changes outside the options they offered (which wasn't very many). Their standard answer seemed to be no for just about everything. We talked with a lot of builders, and Woodside was by far the most rigid. In addition, they didn't have any processes. The design center didn't know what the sales office was doing and vice versa. The corporate office didn't get involved until it was too late, and it cost them a full price sale. My wife and I loved the layout of the house. We loved the design of the house. We hated dealing with the builder. There is just too many good builders and great home designs to put up with Woodside Homes. We didn't have time to continue to babysit them, and with no one watching over them who knows what you are getting.

    A house in that development had to have all the flooring replaced because the tiles were popping up. Another house had long, stress fractures every couple of feet for the entire side of the house. These are just the homes we heard about, and the development was only about 60 homes. That isn't a very good percentage. Lot ** in Vistancia (Peoria, AZ) is the property referred to in this posting.

    I am a single mom who has worked diligently to raise money for a down payment for a home for my 2 kids and myself only to have one thing after another go wrong with our Woodside home. We added a fireplace and a plasma package for our flat screen. The fireplace was added but the electrical for the flat screen was not. I was told that for $1200 they could add the plasma package even though it was their mistake (??!!). The way the living room is set up there is literally no other place for a TV. We had 3 bedrooms wired for ceiling fans and I paid $350 up front for that. When we did the walk through they wired 1 bedroom with a ceiling fan and did the living room and den, not the other bedrooms. I added the refrigerator and washer and dryer upgrade, only to find out less than a week before closing that that was not added either. I sold my washer, dryer and fridge and have NO money to buy new ones.

    We were supposed to close on Apr 28 but I was told during the walk through that closing might be later due to the gas company having the wrong address to install the gas meter. I was told that I would get a call with the closing date. I still haven't. At this point I have given them close to $10,000. I have signed all paperwork and they cannot tell me when we are closing. We are supposed to close tomorrow and my kids and I have to be out of the place we are living by the 29th (the following day) as another person is moving in. Woodside screwed us on that too. This has been one headache after another. All I wanted was to have my kids happy that we are getting a place to call our own but it has been beyond stressful. At this point I am not sure if we will be homeless until we can move into our home. I have no money for a motel as I have everything tied up in this move.

    We purchased our home in June 2014. We did our initial walk through and several issues. These issues were brought to the companies attention. There was no result after several requests to fix initial concerns. They were repaired 3-4 months later. In addition, in April of this year again many concerns regarding the quality of the home. The most significant was our electricity bill which was over $800. This was due to our 1-air conditioning unit running non-stop in out valley heat of over 100 degrees. Our home is over square feet. These homes typically have 2 air conditioners.

    We were informed we had a dual unit and this was similar to having 2 air conditioners. It is not. Each room is hot and we need to lower the air conditioner to under 72% for the home to feel like 80%. The air conditioner does not stop running for over 5 months. We have mentioned this concern and it has gone unanswered, similar to our other concerns. Such as the granite is cracked, the tiles were not set as requested, our bath tub has a hole that they tried to conceal, the lights in the home have not been fixed (several light fixtures have not been fixed). The home has weak walls similar to thin wood. Everything in the home can be heard throughout the home along with the plumbing.

    I brought a Woodside Home on 09/2009. Now on June 15th, 2015 I noticed a leak in the laundry room coming from the roof above the garage. I saw the leak when I traced it back and went up the crawlspace. I called them promptly on 06/16/2015 to let them know if someone from the warranty dept. could inspect this for this is under warranty for 10 years. I reached front desk receptionist Frances. She told me to fill out a warranty complaint on their website so promptly I did that evening. It stated, "Give us 3 days to get back to you." I gave them 4. Called them back on June 20th. Frances stated she would look into this for me.

    Now forward to July 3rd. I finally spoke to Wayne from Warranty. He said, "I will come over to your subdivision and inspect the roof and bring my roofer with me." Well as of today many phone calls later he has not shown or returned my calls or messages. It is July 12th at this time and has rained twice since my original complaint. I am starting to lose patience with them and their process. When one buys a 200,000 plus house he or she expects quality and follow through, not to be left out in the dark. I can only hope to get someone to respond to me soon. But this is lesson learned -- I will review a company inside out next time in my home building process and make sure they stand behind their warranty and not avoid people.

    Woodside Builders built our home in November 1999. We had issues from day 1 with our air conditioning unit. We were told that the metallic vibration noise was cause by a construction person leaving a Coke can inside where they couldn't reach it..."So just live with it." We tried. Today we had a air conditioning crew do routine maintenance on our air conditioning unit. They informed us that there were supposed to be "two returns instead of just one, and whoever did the work was asleep at the wheel." They also said two big chunks of metal were left inside the unit.

    We then called Woodside Corporate to see if they would stand behind their work, given that it was shoddy. The woman at corporate customer care's only response was that "We filed bankruptcy in 2009. It's your problem now." Not nice! I was also told by many other neighbors that the construction workers didn't do a very good job with the details. No integrity or concern from this builder. Would not buy a Woodside home ever again.

    My husband and I have been very patient and polite through this entire home-building process but enough is enough. In June 2014, we signed paperwork with the community sales agent, paid a deposit of $5K to get our Woodside Home built, and were told that we could expect to move in before the end of the year. We were excited and hoped to spend Christmas in our new home.

    Construction finally began on our house in October 2014, and it looked like things were moving along well. However, when we checked on our house in December, we realized that the wrong wood flooring (not the one we'd selected from the design center) was being installed in the house. We immediately notified the builder's rep and design center, and it turned out that it was the wood flooring manufacturer's fault in that the sample that had been sent to the design center had been mislabeled, causing the design center to order the wrong flooring which got installed in our house.

    So, all work came to a halt as they had to rip up all the wood flooring that had been installed in the entire house (we're told that they haven't had any other clients install so much wood flooring throughout their entire house), and we were told that it would take approx. two weeks for all the work to be done and the right flooring installed. As a result, our late December 2014 closing date had to be pushed to January 2015.

    On January 4, 2015, we ordered new furniture that would take 8-10 weeks for delivery, believing that we'd be moved into our new home before the end of the month. A week into the new year, we received no follow-up from Woodside, and when we visited the home site during weekday working hours, the doors were locked and there was no evidence of work getting done (we later learned that the machine required to tear up the wood flooring had broken, causing work to stop). I left a message for the community sales agent requesting an updated final inspection and closing date, and finally received a response that it would be sometime at the end of the month.

    Our mortgage lender company asked us if we wanted to draw up January or February documents, warning that if we drew up January documents but failed to close in January, new documents would have to be drawn up for February. To avoid the potential hassle, I directed them to draw February documents, "just in case" something happened to delay our closing. And good thing I did.

    We received a call from the community sales agent to finalize our inspection and closing dates. We ended up agreeing to conduct our first inspection walkthrough on February 2, 2015, followed by a final inspection walkthrough and closing on February 5, 2015. We were told that the keys to the house would be turned over to us on February 6, 2015.

    On Monday, February 2, 2015, we conducted our first inspection walkthrough of our house and found our window shutters just being installed that day and cleaners still cleaning the house. Repairs to chips in our granite kitchen counter which we'd requested in December had not been done, and other simple fixes we'd requested repeatedly, including a loose pendant light cover that had to be tightened, had not been completed. We found a noticeable (approx. 3/4" long) dent in one of our kitchen cabinet doors and asked for it to be replaced. Due to the number of items that needed fixing, and the amount of time that was required to resolve them, we agreed with the community sales agent and builder's rep that it would make more sense to postpone our second walkthrough inspection and closing to the following Monday, February 9, 2015.

    On February 9, 2015, we arrived for our final inspection at 10am and were disappointed by the state in which the house was presented to us. We ended up refusing to close that day and our mortgage lender has extended our rate lock for the second time. We expressed our sore disappointment to the community sales agent and emailed her a seven-page list of discrepancies that we found along with photos illustrating some of the discrepancies. We have been told that our new (third) final inspection walkthrough and close date will be scheduled for sometime before the end of this month. We can only hope. However, with each inspection walkthrough and the problems we are finding, we are really starting to wonder if this is indeed a home that we want to purchase.

    A picture is worth a thousand words, as the saying goes, so instead of describing the contents of the seven page list of discrepancies I provided the community sales manager, I will instead attach images of what we saw during our "final" inspection, on the day that we expected to close, more than one month after our original closing date. Friends and family who have seen these photos are all shocked and asking us if these are, indeed, photos of a new home. And we don't blame them.

    My wife and I signed a purchase agreement with Woodside Homes (at Villages At Westridge Park-Phoenix, AZ) on 8/31/14 and the agreement was contingent on financing. I asked the sales representative Martina ** multiple times if I would get my escrow money back in the event that I was denied by the lender for a mortgage. Every time I asked Martina this question she told me that I would get it back. I initialed a contingency clause in the contract, and the sales rep. Martina wrote in the other conditions that apply section "Contingent upon financing."

    On 10/07/14 I received conditional approval from the lender. But, later on 11/20/14 I received a denial letter from the lender due to the decrease in my hours at work, which failed to meet the conditions required for approval. On 11/22/14 I went in to speak with Martina ** at the sales office. I showed her the denial letter which she then forwarded to her boss Dana**. Dana ** then called Martina while we were in the sales office and wanted to talk to me about the denial letter. She was very rude and would not listen to what I was saying. But, I told her why we’re denied by the bank and that based on the financing contingency in the contract that my wife and I should be returned our escrow money. Dana ** refused to give our escrow money back and hung up on me.

    Later my wife and I sent a certified letter (11/24/14) to Woodside Homes requesting our money back and listed all of the clauses in the contract that said we should get our escrow money back. Dana ** responded and still refuses to give our escrow money back. Then my wife and I sent a second certified letter (12/4/14) to Woodside Homes to try and resolve this issue, and Dana ** sent a rude email response stating that Woodside Homes has not changed their mind and they are keeping our money.

    We believe based on the contract that Woodside Homes has no right to keep our escrow money and they are just trying to scare us because they are big corporation and they hope we will back down. They are not incurring any prejudice or harm because they have re-listed the home for sale and are asking more than what our contract sales price was.

    It was a great experience buying a home through Woodside. They use a lot of green technology in their building products and we have been pleased with our first home. They installed radiant barrier on the roof and insulation under the stucco to keep the home energy efficient as well as a tank less water heater and other features. The process went surprisingly smooth and the lender they referred was incredible. Unfortunately in real estate you need to make sure your financing is secure before you try to apply for a home because you can lose your deposit. As some of the other reviews have stated. I think having the right loan officer is key. We went with First Mortgage Corporation. It's coming up to year 2 in this house and so far so good. You can always upgrade your home with stuff as you go but we got some great features as basics. I would recommend them to friends and family.

    Tried to make offer on existing model home, a fair offer, to get bidding process started and she refused to take my offer or present it to the corporate office. I offered 375 and asking was 404, not far off. The sales person is rude and very unknowledgeable of real estate in general. This was at Woodside in Lemoore, Ca. In fact I made an attempt to offer for the model home several times and her very first response was they are offering to employees only, they do not sell to regular customers, shows how naive she is.

    I purchased a Woodside home as a second home 18 months ago, and the shower pan in the guest bathroom cracked and started leaking water into the downstairs. This is in a bathroom that is hardly ever used and in a house that is almost new. When I notified Woodside of the construction defect, their response was fairly dismissive and made it clear that they do not stand by the quality (or lack of) of their work. I would warn other consumers to another builder, like a Warmington, who stands by their construction and offers longer warranty periods.

    My daughter & son-in law (Shane & Courtney **) entered into a contract for a new house at a Clovis, CA development. They placed a $2500 deposit and then subsequently realized they had made a serious mistake. They knew that by backing out of the contract they would forfeit this deposit. Now Woodside has agreed to refund $500, which I realize they are under no obligation to do so. But what I would like Woodside to understand is that this is a young family with two toddlers that have saved for the last 6 years on one income to buy their first home and that $2500 is quite a bit of money that they have saved and budgeted for.

    They have reconciled to the fact that they have made a costly mistake, but please know they were completely honest when requesting their deposit returned and did not attempt to fabricate any reason for the request. So with this being said, I respectfully request you reconsider your decision and refund this young family's full deposit. I understand that this is business and the repercussions you may endure when you back out of a legal agreement, but really just $2000?

    START READING FROM THE BOTTOM UP. You have no idea how pissed off I am with Woodside homes right now. You can get my information from your corporate HQ. I strongly recommend you get in touch with the Woodside employees. This email is being sent to and get all the information and authority you need to salvage what remains of this horrible experience and fix it. Never, in my life, have I had a company do so much wrong to me, acknowledge it, and just not give a ** enough to fix it.

    As I have previously stated, albeit before you were introduced, there are major, fundamental flaws, when a person spends $200,000.00 buying a house and the company who built and sold the house does not even know where it is. And yes, I seriously had to explain this logic to the previous person. So, if you do not have my address, phone number, or anything needed, then you are most definitely not ready to be introduced to me as the person who will be helping me. I have a paper trail of records, appointments, and disappointments going back to around 15+ months ago. You can either do the research yourself or I can put all the information out there for you. The latter of the two will be far less favorable for Woodside.

    I am not entirely sure if a status update would really be worth anything, however, I would love to know how much longer this will take. Nothing has been done for the remaining items. The last I had heard, we were waiting for the window people to get the new windows in, to replace the 3 windows in the front living room. (1-top half of window, 1 full window top & bottom halves of window, 3 pieces in total). As far as I know, I am still waiting on availability from Woodside/Vendors. Nothing, of the items listed in the prior emails, has been done since the last time you were out here around the beginning of June. Also, the security/alarm people were supposed to come out (months ago) and "educate" us on the system that came with the house. However, I have not heard anything from them, nor have they come out.

    These are unscrupulous people who are very difficult to work with. It started with getting someone to talk to us all the way through to closing for this home in Bel Vista, Temecula, CA. They use tactics like strong arming, divide and conquer, and threats. I am sure they scare a lot of people into doing exactly what they want, when they want, in their timely manner or else. My suggestion if anyone reads this is to run in the other direction away from these people. They control who sells you the home, who finances the home, who can do the walk-through in the home, and what you are allowed to complain about. Then they do nothing about the complaint. Walk away. Wish I did not have so much money invested. I would walk away also.

    We have lived in our new home for two months and have had a number of problems. Moved in in May, AC went out two weeks later on a 100 deg day. It took them six hrs to get to my house to fix it. Doors stick. They had to come out three times to fix it. Fencing slates had to be replaced and one post was bad. Carpet in great room was not installed right. Has to be re-stretched. Calling warranty department every week for one thing or another.

    So I just missed a call from the tile company. They left a voice-mail stating they need to schedule a day to come out to inspect my tiles. Seriously! Are you kidding me?! 2 months after the last time (10 months and 8 house visits later), and messing up several times already, they need to come back out to re-inspect the tiles. How many times are these guys going to push it?! Why do these people need to come back out to inspect the tiles? They should already have the information. There are 5 tiles with the wrong color and 4 cracked tiles. They need to replace 9 tiles. They have been out to my house numerous times. They have stood me up numerous times. They are wasting my time again.

    My tolerance for this ** has been exhausted. It is not my job to schedule and follow up with all of the different contractors. I am not responsible for checking in with these people. When I have a problem, I tell Woodside and Woodside should fix the problem. I do not work for Woodside Homes. I have been more than helpful and understanding with Woodside Homes. Stop pissing me off! Woodside Homes needs to fix the problems at my house. If Woodside Homes cannot manage their contractors, then Woodside Homes needs new employees and/or new contractors. Stop wasting my time and come out and fix the problems Woodside Homes is responsible for.

    From day 1 of trying to buy a home from these people, I had troubles getting a hold of someone. I went through 3 sales reps because they all quit. Twice, I had to give my information out because they could not find any files. As a first time homeowner, my experience level of purchasing a new home is none and so I sought them for help and no help at all was given, not even for their benefit. This was not even for items that you would want to have as an "upgrade" such as: porch lights, backyard awning, water treatment, etc ...

    It has been a year now and the same repairs have been completed 3 times and now, they do not want to fix the issue because it's out of warranty. I think integrity and a sense of pride of workmanship was lacking. I understand it is the subcontractors doing the work, but Woodside chooses these people to complete the work. My AC had to be repaired 4 times within a month and a half, in AZ heat, until an experienced repairman came and pointed all the faults from the original install. Parking and design of the neighborhood is terrible. There is no space whatsoever, no driveways for the majority of the people living in the community.

    Woodside would not do a thing about getting more parking as requested by a small group of the community because Woodside wants to force as many homes as possible in the community regardless if the quality of life of the community is lessened. It's a money-hungry company and will do nothing for you. I very much regret buying from them. One more year and I'm out.

    Our home building experience is not yet complete and my wife and I are already pulling our hair out. We met with our contractor to review the paperwork, discuss the plan and thought that we were all on the same page. I even took time out on a couple of days to go over and give breakfast or lunch to the guys working on the framing or drywall, hoping that would help earn me some points with the construction guys. Well it didn't. We have had two large storms come through and our house is the only one on the street without plastic wrap to protect the exterior OSB. We also found out that because it is winter, the builder is running both furnaces in the house (almost nonstop) and both were installed without an air filter.

    When I brought this up with our sales rep, his response was that "They have been doing this for 26 years and never had anyone complain about the furnace." Well I'm complaining. This response tells me that they just don't care and are not willing to protect a major component of our home from paint fumes, drywall dust and moisture. After contesting that the construction process would damage the furnace and take years off of its life, I was eventually offered two filters that I had to go into the home and install myself. I am now very concerned to see what other consequences this lack of caring attitude will result in as we are scheduled to close on the home in about a month.

    This is a followup with what I had written earlier. When we saw a lot where they were just laying plumbing down, we thought it would be nice. We went into the sales office and were told that we could have a bigger shower put in the master bedroom which would be nice, but we would have to pay an additional $500 for the plumbers and that we would have to put down $2,000 right there and then. Not only that but I would have to pick out the cupboards and the stove. So, we did that and signed the appropriate papers. In those papers, it does say that we are entitled to arbitration for any issues.

    We went back 7 days after signing the papers and decided we did not want the house. The backyard was way too small. We were told we would not get our $2,000 back because escrow already cashed the check. We asked about arbitration and were told by the salesperson she would email us something which she never did. I have contacted Julie ** who works in escrow and she basically told me that they don't "usually return earnest money" and that they could cancel our contract without our consent. I asked her to help me find out how to do arbitration and she said she would ask around and call me back...not! I had to complain to the marketing manager who seemed to be the only one in the corporation that seemed to care, but I am sure her hands are tied as to what she can do.

    I thought that there were laws like C.A.R. to protect the buyers. I was told by the person in the sales office that Woodside does not go by the C.A.R. policies. The agreement states: "Arbitration of Disputes. Any and all claims, controversies, breaches or disputes by or between the parties hereto arising out of or related to this offer or the agreement, the home, the sale of the home and property by the seller, or any transaction..." Yet when I have asked for help to get the arbitration process going, I am ignored by this corporation.

    Aren't they in breach of contract by ignoring my requests? What is weird too is that we were never financially approved; all they did was run a credit report on us and that had a couple of things on it that would have prevented us from moving forward, but they didn't care. They just took our word on it and took our earnest money as well. Isn't there anything out there for the consumer to protect them? We told them 7 days after signing the contract that we wanted out. They had just poured the concrete. There were no losses for anyone at that time. I think that they have stalled on purpose. We signed the papers on August 27th, backed out on September 3rd.

    I did not get any kind of correspondence from them. And only after complaining to the marketing manager for weeks did I get a letter from Julie ** that said that, "pursuant to the terms of our agreement with you, your decision to not close escrow is a material default." What about the rest of the agreement which states that I have right to arbitration? I think my anger is in the fact that I had to complain to the marketing manager who just happened to get my message on the Woodside Facebook page that anyone contacted me at all! It took my communication with her to even get a letter from Julie ** dated Oct. 3rd. They don't care about customer service - that is the bottom line.

    We went to Woodside Homes and saw that they were laying down pipes for a new home. We were interested and we were told that if we wanted that home, we had to put down, right there and then $2,500. We thought the shower was small and they said we would make it bigger, but that the plumber would charge $500.00 for it that very day. I was told I had to pick out the stove, as well as the cupboards too. So we did that and signed the papers. Days later, we saw that after the slab was poured, the backyard was much smaller than we had anticipated and we told them we did not want the home after all.

    We were told we would not be getting our money back because a change was made to the shower. They said that the shower would cost them $4,000! They also told us that they could cancel the agreement without our signatures and they would still keep the money. They don't care, they can just sit there on their so-called corporate thrones and play god with your money. They don't realize how much $2,500 is to a couple. How could they? They are a big corporation. My advice is buyer beware because they don't care.

    I am very displeased with Woodside Homes. I was sent emails from WoodSide Homes in mid-July stating we were still looking at an end of July move in. The FHA approval was rejected on 06/14/2012 for the BelVista Project. Come July 12, I was told that there would be an answer in 10 days about the FHA approval. Come 21 days later, I looked at the HUD website and saw BelVista needed a site inspection and an HUD environmental review in the comment section of HUD. I had to move out of my apartment complex, because I wasn't able to get an extension.

    My apartment had been rented. My family is now living in an extended-stay hotel. I sent WoodSide Homes an email about what I saw on the HUD site. A few days later, they had a site inspection from HUD. Maybe I should be paid for the work I did. It is now August 9 with still no word on our move in. The only good things about WoodSide Homes so far are the sales counselors, construction managers, and that I was able to use my garage as a storage.

    If you plan on buying a home from Woodside LLC know this: if the bank that approved your loan goes out of business or you lose your job or any other reason you can't close, say goodbye to your earnest money because Woodside will not give it back to you.     Bad plumbing - Almost every home in my track has been contacted and fixed, except mine. My plumbing is all messed up and leaks too, causing mold. I have invested over $200.000 in this home and I am ready to walk away from it for my family's health. No one from your company will talk to me about this!

    I put down a $5000 deposit on a home being built in Lake Las Vegas. I was told by Woodside to use Metlife home loans. Although I explained that I was in the process of retiring, I was told that was not a problem. Some 10 weeks later when Woodside was ready to go to closing, I still was not approved for a mortgage due to my lack of current employment and my formal pension not being finalized.

    Metlife also has since closed its mortgage division. I was told by the sales person at Woodside that a cancellation form was being submitted; however, to date I have not received any refund of my earnest money. Do yourself a favor, do not deal with Woodside Homes. It seems from my experience as well as those of others posted on this site that they have a pattern of not returning earnest money and of referring to home loan lenders who do not finalize the loans or go out of business.

    When Woodside filed chapter 11, they convinced their employees that it would not affect the business and that they were forced into bankruptcy by their creditors. I experienced a tragedy in my life and spoke to him about it but instead of him being understanding, he wrote me up for and when I decided that enough was enough I gave my 3 weeks notice to the company.

    Instead of accepting my notice he fired me. According to the terms of my contract, if I gave a 2 weeks notice I would receive my commission. Scott decided that he was not going to pay me. I did file a claim when they filed bankruptcy and still have not received the $9,500 that they owed me. No one should have to work under pressure from their boss and no one should be treated with disregard because Woodside does not want to pay you. I encourage everyone to stay away from this company. They operate under lies, dishonesty and false information. After I quit working at Woodside, Scott sent me a personal email which I forwarded to the company’s attorney because it was harassing me.

This did not happen and no funds were lost by them. I want to get my funds back. Now it was known that I was seeking loan and wanted to move there, but my main concern is that no money was lost by them.

    I am buying my first new home. I first noted that my kitchen granite upgrade counter was two inches short and the faucet was built so close to the backwall that it made contact with the wall. I complained and Woodside rep told me that my house dimension is different from the model home. A few days later, I went to talk to the senior salesman (Herman **) and he told me that there was no difference between my counter tops. True, the only difference is that Woodside Homes had switched their kitchen island and granite kitchen over the weekend to match with my kitchen dimension. The old model home granite was rectangular cut and was darker and the new stone was lighter and had round cut like the ones at my house.

    The second issue with the kitchen counter is that the faucet made too close to the wall that compromised function because it budded against the wall. It also left a very small space in between the sink and the back wall, making the crevice inaccessible to washing or cleaning. The other non-appealing factor about the sink is that it is built on top of the granite but I wanted it to be placed underneath the granite just like the model home. But the senior salesman said it is too late to make that change and it would be too costly. However, no one at Woodside had ever asked me how I wanted the sink placed or how I would want my granites cut (square vs. round). Also, the back splashes are cut 5 inches instead of 6, which is promised on paper.

    After three walks, I finally realized that my house has no pantry, which was promised and evidently part of my house floor plan. When brought forward, Mr. **, just like Carol, said that my house was built under the old floor plan which isn't supposed to have the pantry. Thus far, I gathered that I could not compare my house to either the model home or the floor plan that designed my house. When asked for a copy of the different floor plans and dimension/accessories that's supposed to come with the different floor plan, ** denied me the information and suggested I should come back some other time. Woodside Homes refuses to make any changes to justify what I paid for or what is in my floor plan. Their excuse has always been that my house is a different floor plan and I can't compare it to even my own floor plan that they gave me. They enforce me to buy the house as is or forfeit and lose the deposit of $7,002. Please help.

    "Value, Integrity, Quality & Service." This can be no farther from the truth. After numerous problems @ this one year old home,and the worst quality of product, we cannot believe what we have discovered now. It passed through several inspections both on their level, the city of Las Vegas inspectors, different contractors and very embarassing us. This was our 1st new home ever. Two windows in an extra bedroom were put on the outside but sheetrocked over on the inside. Their response was that happens. It's happened here 3 times (Vegas). It is so worrisome because now we feel what can't we see, what will fall apart behind the walls. The other issue is the paint over stucco. It is awful. I reported it immediately after moving in. If you plan on buying a home from woodside homes LLC know this... if the bank that approves your loan goes out of business or you loose your job or any other reason you can't close.. say goodbye to your ernest money, because woodside will not give it back to you.     This an up-date to the problem we are having with Woodside homes LLC.
    After numerous calls, I was given Woodside sales managers name and phone number. After several attempts and only getting his voicemail, I finally recieved a call back on 9/7/09. After a lengthy conversation and a detailed explanation of what we have gone through with Woodside and the loss of our $5000 earnest money, he made us an offer. MIKE KERNS said he was understanding to our situation since we lost our loan due to no fault of our own (Taylor, Bean and Whitaker was to fund our loan and it closed it's doors the day we signed our loan documents). He said Woodside's contract stated that the earnest money would be non refundable if a loan was not obtained, and it was not our fault that the bank went under. Woodside would not give us more time to secure a loan without $87 a day "holding fee". Mr Kerns agreed that if we purchased another home with Woodside (within 24 hours) they would apply our previous $5000 earnest money toward the new home upon closing. After finding another home, in another Woodside Development - Canyon Creek, we agreed upon a price and the lot (on 9/12) and were told to bring another $5000 earnest money to go to contract. This was a Saturday and since our bank was closed until Monday, we told Paulene we would bring in the check on Monday - 9/14/09. Pauline, the sales person we were working with informed us that Mike Kerns needed to okay the sales price before we bring in the $5000. We went to our bank on Monday, got the $5000 cashiers check payable to Woodside Homes - Canyon Creek as instructed by Paulene and then called her to confirm the time to meet that day. Paulene told us that Mike Kerns now wanted $15K earnest money down and was pissed because we took longer then the 24 hrs to pick another home. So now the terms have changed and Woodside wants to hold $20K of our money until closing. Woodside is in bankruptcy - What happens if Woodside closes its doors - they would have $20K of our money. Never thought that a huge lender like Taylor, Bean and Whitaker would close its doors, but it did resulting in us loosing our previous loan and therefore Woodside keeping our first $5K. Can't blame us for feeling uneasy about a company like Woodside holding $20K of our money! The offer is gone but we don't care never want to do business with then ever again. We will do everything possible(NOT STOP)till we get our $5,000 back! There corperate office is of no help either because they are in Bankruptcy and feel they don't have to help anyone. Bryan L.     On March 2009, I signed a contract to purchase a home in the Woodside Finisterre community in Las Vegas,NV. After paying $7,500.00 earnest deposit and $500.00 for the appraisal fee, I was informed by my employer in May 2009, that my employment would be terminated. I immediately informed my realtor who informed the sales associate, Marty Teemer. Initially, she said that I was in control and to let them know what I wanted to do. However, after I signed the form, stating that I would no long be able to purchase the property, I was informed that I would only receive a credit for a future purchase and that I would not be allowed a refund. Marty recommended that I call the corporate office to speak with the Sales Manager, Mike Kearns. After several unanswered phone calls to Mike and messages left on his recorder, Marty informed me that Mike sent an email to her stating that he was unwilling to speak with me and that it was her job to deal with me. A week later, my realtor was informed that the property was sold and more earnest money was provided by the new buyer, than I had put down and that maybe I would get my money back. In addition, Marty read a letter to me that she had supposedly wrote to Mike recommending that under the cirmustances that it was not right to hold the money of someone who had lost their job. Needless-to-say, I have not received a refund of my earnest money. During these difficult economic times, I can not believe that a company would keep the money of someone who has lost their job and I can not imagine wanting to do business with them, when I do find employment. I also filed a complaint with the Division of Mortgage Lending, who recommended that I take Woodside to court. Afterwards, I received a letter from Woodside stating that I was in default, because I had not provided current evidence of loan approval. How can I get loan approval when I am no longer employed? I would like to know what options I have to get my money back.

    Woodside Homes won't return my $5,000 earnest money deposit. Woodside Homes forced us to use their lender when we already qualified with our own! Jared Arambel, Inc. (Woodside's lender) strung us along for 6 months, only to fail in getting us a loan. Woodside is refusing to return our $5,000 downpayment! On February 21, I (Rose) signed a contract and put down our $5,000 earnest money with Woodside Homes (Pebble Creek). I was pre-approved (A letter was faxed to Woodside's office stating so.) by our lender, Wlliam Ziegler. I was told that we could not use our lender, because there was a lawsuit against him. (We did not find out until months later that this was a lie and there was no lawsuit.) We then were referred to MetLife, one of their preferred lenders.

    After supplying all paperwork asked of us, MetLife, after several weeks, told us that the loan was not possible. We called Woodside, and they referred us to Jared Arambel, Inc., a mortgage broker with contact number (702) 281-2805. It's their other preferred lender. Jared, after another 3 weeks, said I was approved by (Amtrust Bank), and we would close about May 1. Then, it went to May 15. I already got/paid for the appraisal ($340) and had done our walk-through of the house. And then May 15 came and went. Jared emailed me and said there was a problem with the lender. Everyday, he said two more days, next week, or next Monday! At this point, the house we rented was half packed up and I had given notice to our landlord.

    Jared finally called and said that the division of the loan company my loan was with just closed down, so the loan would not be funded. He later said they changed criteria with no explanation. Whatever the reason, we still did not have the loan. Jared said he would submit to another company. Luckily, my landlord gave us more time, until the end of June to move out before the new renters moved in. June 31 came and went. Still, there's no news on the loan. I was getting nervous, so I questioned Jared. He said things didn't look good, so I insisted he go to another company. We were running out of time. This was insane! How can a loan take so long!

    Jared got us approved finally again! This time, he added my grandson on the loan (per Jared's urging to more easily qualify). I had to pay for another appraisal ($400) and pay off about $700 in debt to improve his credit score (again Jared's directive). After another 3 weeks of waiting, finally, the loan papers were signed on August 4 by me (Rose); and my grandson (Nicholas) was to sign the next day, August 5, at the title company. On the morning of August 5, Jared called and said Taylor, Bean & Whitaker Mortgage Corp. had just went under, and the loan was dead again! This time, it's 2 days before we were to move in.

    By now, we are so frustrated and fear we are not going to have a place to live, since the landlord has rented our house. Jared spent another week and told us that Wells Fargo now had our loan and we should know soon. Tomorrow, a couple days, next week? He never returned our call, and we felt used and abused and cursed at this point. He finally admitted he could not get the loan from Wells Fargo.

    On August 18, we called up our original lender, whom Woodside would not use because they insisted on their preferred lender. We asked to please help us get this loan. We got them paperwork at 7pm that evening, and within 24 hours, they gave us an approval. Molly (from our original loan company, The Ziegler Group) called Woodside to say we were pre-approved and told them they were trying to close quickly and are trying for funding in 2 weeks.

    I received a letter from Woodside that week stating that my contract was cancelled and the $5000 would not be returned to me. I contacted Brenda and Carol at Woodside, and they said they would hold the house for us at a rate of $87 per day until we got our loan. We paid Woodside another $609.00, which was received by Brenda. Two days later, our loan company told us that our loan would be approved with another $10K debt buydown. There is no way we could come up with that amount of money in 2 days, and Woodside was not willing to extend our contract without charging us $87 daily until the loan was funded.

    We feel like Woodside extorted money from us, when it was their fault we never got the loan back in May and again in July. I do understand that Woodside had no control of Taylor, Bean and Whitaker going out of business the day we signed the loan papers; however, neither did we! I do blame Woodside for referring us to Jared Arambel, who did not do his best to secure a loan for us. The fact that we could not use our lender was crucial in this scenario. Had we been able to use the William Zeigler Group initially, then the loan would have been funded months ago.

    John (salesman at Woodside) stated there was a lawsuit against our lender (William Ziegler Group). This, we found out later, was a lie; and in actuality, there was a feud between this realtor and our lender. The feud was over Woodside's questionable appraisal, and William Zeigler advised his clients to request earnest money back and that the contract be terminated. The William Ziegler group did not agree with Woodside's business practices and told the client to take the earnest money and find another house. This did not sit well with John (Woodside's salesman), so he bad-mouthed William Ziegler and made sure we did not use him for our loan. We should get our $5000 earnest money back as well as the $609 holding fees!

    My husband and I bought our first home. It was to be our last investment. A new home, particularly first, should be a happy experience. We have had stress, lies, and problems. The company's mission statement is Value, Integrity, Quality, and Service. All lies. During our less than one year here, many service people have come to our home. The appliances are problematic, the outside paint and stucco has huge issues, the salesman did not disclose to us that the company had filed bankruptcy previous to our escrow closing. The power was off when we went to move in, our upgrade of tile was $3200.

    It had bad tiles and after 3 visits to our home, they agreed the tiles were bad. They gave us only 2 replacements and now, actually immediately after we bought the home, could not match the tile. We had to have our entire house of carpet and padding replaced, we bought upgraded padding but they put something else in, with bumps and lumps and which is dirty. When they switched the carpet and padding, they used my vacuum without permission and left a mess. Our home has probably 100 cracks in the stucco, needs paint and is only 10.5 months old. I'm on social security disability and the extra work for me is aggravating my problems. So much for the American dream.

    Most people I have dealt with have been polite and courteous but I have come to wonder if that is just a Southern cultural way of behavior.
    The cosmetic finishing of the house is poor, with caulking being the best friend of the laborers. Moving to Texas from the northern part of the country, I find it quite interesting how the culture and standards are very third world...(I lived in Mexico City for two years, and it is very similar). Nearly every worker who came to work on my house was exclusively Spanish speaking without legal documents. While they are very sweet and nice people and eager to please, they bring with them the knowledge of their home country as far as their skills, and are not taught the higher standards that should be in place here. I have documented some of the sloppy work with my camera. After reading the horror stories from this website, I shudder to think of what might be hiding in the structural integrity of my house...(I had no independent inspection done as it was a new house and I naively assumed it would be structurally sound)... Wow...all I have to say is be very wary about Woodside Homes...

    A couple of years ago I reported to Woodside Homes that there were numerous cracks in our stucco walls. They said that it was normal and they could not do anything about it. Now, when it rains, water pours out above the lower windows, the water is going through and between the stucco and the paper,again Woodside says this is normal. They said they can't do anything unless it starts to come inside the home!

    Approximately 4 years ago, water came through improperly installed doors, damaging wood floors. After three years, the doors were finally repaired. In the last 9 months, Woodside has sent 3 different vendors to obtain an estimate to fix the floors. Nothing has happened. Today I received an email that Woodside has filed Chapter 11 and they apologize.

    Does this mean I am just up the creek? Because they filed Chapter 11, do they get away with shotty work and stringing me along for four years. Are the class action suits filed against them by other homeowners now lost?

    We moved into our Woodside home in December 2005. We immediately had drainage a problem in the back yard...water was just sitting there - not draining around to the side of the house. We had even reported a possible drainage issue six months before we took possession of the house, but apparently we are not qualified to make that judgment.

    We contacted our representative at Woodside about the drainage problem...his reply was "once you put grass in, it will be okay. They even came out and put sand down to keep it away from the foundation and force it out into the yard. Our grass had died. as a result of so much water. They added more dirt and put down grass seed, even though I had paid for sod to be laid down.

    Finally in May 2008 after Woodside stated that they had done everything they could be held responsible for in regard to the drainage issue--they were done helping us and it was now our problem to deal with. We decided that we weren't going to let them get away with it and filed a complaint with the Arizona Registrar of Contractors about this drainage issue and several other issues that we felt were still unresolved.

    Woodside were forced to correct the drainage problem and replace the grass in the back yard with sod, but the drainage problem had to be corrected from the backyard out to the street in the front yard...which meant a ditch had to be dug from the back yard to the front street to allow for proper drainage. If they would have listened to us back in the summer of 2005 while they were building the house. Anyway, as a result of this drainage issue, our level front yard now had this ditch running down the side of it -- looked so stupid.

    We still have this big ditch in the gravel area on the side of our house, but they have added so much gravel that it is not so noticeable. They had to replace half of the front yard grass as a result of them correct the drainage issue, which is another one of the items we had reported about them. After many other phone calls and complaints, they finally agreed to level the rest of the front yard to try and level it so as to reduce the affect of the ditch. They did a pretty good job...not perfect, but much better than it was. this also meant they had to replace the other side of the grass in the front yard which we had been arguing with them about the health and condition of since it had been put down some two years prior. that grass was the second yard they put in because the first landscaper they sent out made such a mess of things and they ended up replacing the sprinkler system in the front yard because that was such a mess too.

    another issue we had reported to the Registrar and they argued there was nothing wrong with. Their own landscaper agreed it was done improperly from the very beginning. Another issue we had reported...the carpeting. Get this. the design center even sent an independent inspector out to review our carpet. He filed a report and it took us over a year and reporting it to the Registrar to finally get a copy of this independent inspection. He found nothing wrong with the carpet stains we had complained about, but he did report how he had issues with the installation of the carpet...yes you guessed it.

    another issue we were complaining about. It gets better. when we produced this inspection report and pointed out the independent inspector's issue with the installation neither representative from Woodside -- Stacey K. or his supervisor were aware of this statement in the report. They were so shocked. they did not know what to do or say.

    Woodside has done a lot of work to try and correct these issues--we still aren't sure that the drainage issue has been corrected--still have some accumulation of water in the back yard. And now today they filed for Bankruptcy. File your complaints with your state Registrar of Contractors immediately! We also filed an immediate appeal with the Arizona Registrar of Contractors. You only have approximately 20 days from their initial ruling to file this appeal--so don't wait!

    Still waiting for our date in court to hear our appeal we filed with the Arizona Registrar of Contractors on several of the issues they refused to address, or the inspector from the Registrar's office did not agree with us...one being the carpet, even though the inspector from the Registrar's admitted he was not a "carpet" expert and after we showed him the report from the independent carpet expert hired by the design center stated there was an issue with the installation. Don't give up, but be aware of your rights. You have two years from the last time they repaired an issue on your home to file a complaint about that issue.

    Here I sit in my house built by Woodside Homes that was built without post tension slab and my house has snapped into four pieces. All of my floors and walls have cracked to the point of my tile lifting off of the floor. There is a gap in my slab that is at least 1/3 inch big. It goes all the way across the back part of my house. Initially, Woodside homes was helpful and they told me that I needed to have concrete installed in the entrance way where I had already done some landscaping. They took everything out and also installed gutters.

    In this area, my front door has been adjusted five times and replaced once. It promptly cracked again. They tell me the issue is a drainage problem and agreed to assist with having the lot regraded. Like most things they have come to tell me, they have not helped and sent a letter telling me it was up to me. I used their preferred contractor who had given me a bid and they say they are coming out but they don't.

    I have contacted Stacey K since he stated in two different letters to me that Woodside Homes will help me through this process. Deb from Woodside Homes had initially been out to my house numerous times and told me to change all my landscaping which I had already done. After that, they said it was a drainage problem.

    Last night I was laying in bed and I heard the final quadrant of my house crack. At this point, I'm exhausted of the lies they tell and the help they say they are going to give me that they don't. I'm tired of tripping over the cracked tiles on my floor and trying to mop it. I'm embarassed to have people into my house. Woodside claims we are responsible for the drainage problem because a pool was put in (someone owned our house for one year) but, how can I know for sure the drainage problem is really because of this? How do i know it was done properly to begin with?

    Woodside has already settled (I think out of court) two houses in the neighborhood. One is exactly like my model with the same exact problems. I'm looking for a lawyer at this point. If I could contact the family who settled and asked them who their lawyer was, I would but they have moved out of their cracked house. Its been a nightmare for us. I can't believe they can continue to build homes and not care about the ones that they already built that are falling apart.

    I've already replaced all my landscaping per Woodside homes recommendation. I've put in artificial turf to eliminate the watering of the grass. All of which they told me was good but now say is not good.

    I bought my home in Vero Beach Fl. a development called Abington Woods, Woodside Homes does not stant behind the warrent, once you move in, they don't want to know you. My yard floods every time it rains because its not pitched correctly, after many many calls, Woodside has done nothing. What they promise you is not what you get and taking them to court is fruitless, its expensive and the court system in Florida favors the builder.

    More than three fourths of the residence have complained to no avail. Woodside Homes is the worst builder to deal with, and I wouldn't recommend them to my worst enemy. Woodside has done nothing to correct the problems in our development.Woodside homes is the worst company I have ever dealt with. LET THE BUYER BEWARE!

    My wife and I found what we believed to be the perfect home at the Sycamore development in Wolf Creek (Temecula, CA). This is our first home, so I made sure we went over every single detail of what is included and what is not included. On the day that we signed our contract we went over the details one last time. One of the details that we discussed was the flooring that would come standard in the home. The sales agent Karen Cochran, pulled out some paperwork with the details and then told us that the kitchen, kitchen nook, and a few other places downstairs would be the standard tile. Everything was fine until we visited the design center to pick our flooring. When we arrived at the design center we were told that the flooring (that we were originally told is tile) is in fact vinyl ( a $10,000 difference).

    We called the sales agent and after a lot of arguing concluded that the issue was due to a color coding change. Woodside Homes decided to change their flooring contractors and now the yellow color code means Vinyl and not Tile, so the agent was confused when she told us. We told the sales agent that we wanted the tile since it was her mistake and that we were told that it would be included when we signed the contract. She asked Tim Mcguiness the president of the California branch and he blew us off. We were told that we could back out of the home and lose our deposit if we didn't like it. I preceded to call the main branch in Utah (they simply forwarded the message to Tim).

    Finally after calling the main branch non stop and leaving numerous messages, Shelly Sromalla (Director of Escrow Services) called us and gave us the same run around saying it is our fault and we misunderstood. I was very nice to her and explained that I simply wanted Woodside Homes to work with us and that maybe we could come to some type of agreement. They were simply rude to us and tried to bully us around. Today I received a letter in the mail stating that we can pay for the upgrade if we still want it. Instead of returning my NUMEROUS phone calls they sent me a letter.

    In a area were the market is so saturated with foreclosures, I am surprised. I will report them to the BBB and the local new station, anyone else have any ideas. I want to warn others so they do not get cheated like us. The solar advantage is not worth the pain and frustration they have put our family through.

    I Agreed to buy a house from Woodside Homes office at Boulder Creek. Gave them $10,000 Earnest Money. They insisted i use their lender. Fortunately we had added a clause to the Agreement that stipulated that if the appraisal price was lower than the contract price, they have to either reduce the contract price or refund the deposit. The closing date has come and gone, they did not produce an appraisal.

    I arranged for my own appraisal which was lower than the contract price. They have refused to lower the price and refused to refund the deposit. I will report them to the Better Business Bureau and the Nevada Attorney General's office. I assume i will have to sue them to recover my deposit.

    Signed a contact with a clause that said ... if the appraised value was lower than the contract price, then they have to lower the contract price or return the Earnest money of $10,000. They cannot get an appraisal close to the purchase price, my appraisal came in at $367,000 versus the contract price of $435,000. As a result they refuse to lower the price or refund the deposit. I will sue them, lodge a complaint with the Better business Bureau and the Nevada Attorney General.

    $10,000 plus attorneys fees.

    I put down $20,000+ on a home in Summerlin, Palmilla Subdivision for options. As we got closer to closing, Alexis, the mortgage officer told us our payment would be $2800. She told my husband that she could qualify us because we had good credit scores. She was very vague. We finally found out that it was a negative am loan, which means you don't pay all of your interest and this results in a lower payment. Then at the end of the year your loan balance would be an additional $13,000.

    This was not acceptable. They were trying to force us to purchase the home eventhough we felt this would not be a good loan. When we began to question everything,and look for other financing. They sold the house out from under us for $140,000 less. The point is, they were very unprofessional, their mortgage person is unavailable within their timeframe to be approved. I think they do this on purpose to keep everyones' earnest money and then claim it was the customers' fault. I am pursueing this.

    Maybe we can find a lawyer to take this case. They have an arbitration clause in their contract, but I know they have violated some mortgage laws. If anyone is interested, please contact me. Maybe we should picket them to warn other people. This is very wrong and unethical to say the least. I am very disappointed in their integrity.

    This is a follow up to a complaint posted on January 5th, 2008. The situation has deteriorated and I would like to know to know where I stand legally. In short, the house was incomplete when I was promised it would be. I was coerced into closing on a home in Las Vegas while I was still in New Jersey, without inspecting the completed product personally. I was told by Brenda Skaggs that if I wanted to move into the completed home on December 29th, 2007, I could not arrange the wire transfer in Las Vegas after final walk through but had to wire the funds and sign all documents from New Jersey. At final walk through on December 28th, 2007, there was still scaffolding in the house, construction equipment was everywhere and every surface was covered in a thick layer of white construction dust, when the move in date was December 29th, 2007.

    There was a three page list of unfinished or missing items on December 29th, 2007. After the verbal abuse by Brenda Skaggs on December 29th, 2007, I have tried every avenue to get the chain of command at Woodside Homes Las Vegas and at the Corporate Offices in Utah but no employee will give any information or return any phone calls or emails. I finally got in touch with Michael Kerns, the Sales manager for Woodside Las Vegas about three weeks ago. When I finally had a chance to speak with him, I asked to meet with him to discuss the problems I have had, however he said to me he does not have to meet with me, he does not need to meet with me and he does not want to meet with me. He went on to say I was ******* him off and that he has final say and there is no one above him who will say differently. I was told the corporate office would not help me and I would be refered back to him.

    When I called the corporate office immediately after our conversation, only a receptionist would speak with me and when I kept insisting on speaking with someone in charge, was told the corporate lawyer gave instructions to have me leave a message, which naturally was never returned. Since then, the 30 day walk through was done and was promised that a Woodside representative would be responsible for ensuring all matters would be properly attended to. There was no one present during repairs and workmen kept approaching me for guidance. All of them spoke Spanish and I could not communicate with then properly, in addition to which they constantly interrupted my work. The final straw came when I was told an outstanding item would not be addressed to my satisfaction.

    I was advised in a letter that while Woodside has tried to make up for my frustrating experiences by fixing things they should not have, the replacement I requested for a damaged threshold was the proper one and they would not match the other two thresholds beside the replacement. I must now accept the unmatched threshold because the company is allowed to provide modified replacements. The door jams of my front and back door are still unpainted after repairs. There has been no apology, regret or admission of guilt from the sales office. In fact I have been met with outright hostility even though I am the injured party.

    My health has suffered since my move. I lost 15 pounds from the stress of dealing with Woodside. My work has suffered from constant interruptions to my days from workmen in my house on a regular basis. Most of my finances are tied up in the purchase of this property with little funds extra to pursue a legal battle. I would like to know what my options are legally and perhaps work out an arrangement with an attorney for services provided.

    I have been advised by my real estate company, Prudential American that I may be wasting my time, energy and money, trying to get some satisfaction from Woodside but I am extremely upset that anyone purchasing a new home could be treated this way while the builder shrugs. Surely there must be something that will hold the builder legally responsible and how could it be that these big companies can provide a sub standard product at closing, completely drop the ball on service or any pretense of professionalism after funds are transferred and get away with it. I strongly believe, the closing was rushed to ensure the builder had my funds on their books for their 2007 year end closing.

    We moved in to our new home back in July 2005. Since then, we had at least 7-8 times of PLUMBING PROBLEM in our house. The first occurrence was after 2 months (August 2005) of moving in and it has been at least every 4 to 6 months since then. The water from the sewage actually backed out to our bathroom (toilet and shower/tub) on the bottom floor where we had to dry out the water on the bathroom floor and hallway carpet. Mr. Mike Peters has been very helpful, but has always constantly told us that he had videoed the main pipe and there were not an obstruction. Finally, around July 2007, Mike, after 5 to 6 times of the same plumbing problem, videoed the main piped and found out that it was sagging. Due to this problem, the water backed up. They took out part of the driveway and replaced the main pipe line.

    I thought everything were fixed until last month, December 2007 when the water backed up one more time on the bottom floor bathroom. I contacted several phone numbers of Woodside Home (it happened on a Sunday after Christmas) including their emergency number. After several hours, I was able to contact Jennifer (Sales Rep at Woodside Orvieto Office). I told Jennifer that I could not get a hold of their emergency number. She called me back after a few hours and told me that she left messages with some managers and advised me to go ahead and call one of their contractor Bianki Plumbing. I tried several minutes and even left at least 3 messages. When I talked to Jennifer again, she advised me to call any plumbing company. Roto Rooter came after an hour and fixed our plumbing problem. We were charged for $148.75. According to the plumber, the main line from the bottom bathroom was clogged (Kelly C10) with soap accumulation due to cheap construction of the plumbing system. He also stated that new homes have a Kelly C-10 at the backyard which we don't have installed. After a few days, Bishop called me and said that he will come by and send some people to take a look of the problem with our plumbing. He even stopped by and took a look at the copy of the bill from Roto Rooter. At that time, I could not give him a copy because my copying machine had ran out of ink from it's cartridge. As Bishop had requested, I placed a copy of the bill on our front door for him to pick up. It has been more than 2 weeks and he had not pick up the copy of the bill.

    Although Woodside Homes have had sent their people to check of the problem, the plumbing problem continues. We are asking from them to refund the $148.75 that we paid to the Roto Rooter plumbing company plus replace or redo the whole plumbing system and install a Kelly C10 (according to the Roto Rooter plumber) at the backyard. They also need to replace the carpet on the hallway. We have suffered too much with the bad plumbing system where we had lost so much time waiting to get it done right.

    According to Woodside Homes records, this homes warranty issues with the patio door have been addressed and repaired since November 2007.

    On December 28th, 2007 I closed on a home in the Las Colinas Development at Mountain's Edge. I moved from the New York area and needed to have enough time to give proper notice and to plan my move. On November 27th, 2007 I was advised via email that my final walk through was scheduled on December 28th, 2007. The representative for Woodside Homes, Brenda Skaggs was advised that I would be driving from New York and that my partner would fly out for the walk through. We were advised we could occupy the house by the weekend after December 28th, 2007. Hotels for the weekend were cancelled and we received the keys on December 29th, 2007 at 4pm.

    At this point, naturally, all funds had changed hands and documents were signed. The house was filthy and unfit for occupation. There were also several missing components and unfinished issues that were promised to be addressed by move-in date. When Brenda Skaggs, the Woodside Representative, was contacted on the issues, her attitude was scathing, HIGHLY abusive, disdainful, dismissive and the most unprofessional behavior ever witnessed. As much as we were disappointed with the problems with the unfinished product, the attitude of the Woodside representative was the most attrocious. No consumer should be treated in this way, especially given the cost of the homes at Woodside and the selling points of their website. Woodside Prides themselves on a great product and service and frankly the service has been so terrible. Given her attitude, Brenda Skaggs should not be allowed to represent any seller and I am thoroughly disgusted with the experience. She turned what should have been a jubilant time into a nightmare. The excitment of the New Year and moving into my first home was thoroughly ruined by this Woodside representative and I want something to be done. I'm not sure what steps can be taken at this point. Today is January 5th, 2008 and there are still several missing conponents to the house, including the keys to the garage which was promised to be delivered from Brenda by January 2nd, 2008.

    My take on this situation is that Woodside wanted to close on the house before 2007 ended at the expense of the client and the final product. I also think that once documents were signed and funds changed hands, Woodside and especially their representative no longer cares how the client is treated or how their issues are addressed.

    When our house was built, the backdoor was completely defective; it was not installed properly or correctly. It wouldn't close right so wind and bugs would get in through the crack of the frame and the door. Not only that, the door wouldn't close right, it was partically open. In Sep 2006, we filed a Better Business Bureau complaint because the warranty manager, Chris Kane, was not doing her job.

    In the previous months before Sep 2006 we notified her a few times by phone that the door needed to be fixed but each time she wouldn't send a repair guy until the BBB complaint. The repair guy only placed a quick fix which consisted of a piece of plastic so that the door could close right. A few months later, the door went back to the same position (had the look of being open) and wind kept coming into the house. This is now around Sep 2007! I again contacted Chris Kane to get it repaired but each phone call was left with, I will get someone right on out there, or You have not called me, otherwise your phone call would have been written down.

    Because of those numerous excuses we filed again another BBB complant which was closed as unresolved. Since phone calls weren't going anywhere with the warranty manager, my husband and I have been to her office a total of 3 times. The first was to get the door replaced which was finally done.

    The second was to get the door and trim finished (moldings pasted back on and placing putty on the cracks). Now the third one was today.

    My spouse and I wanted to purchase a home from Woodside Homes of Nevada Inc. however due to my inability to qualify for the home the firm has decided to keep earnest monies belonging to us. After contacting the headquarters of this firm four times they have failed to respond to our request for earnest monies.

    In addition to the non-qualification, my spouse and I found other issues that we feel were not professional nor of proper business acumen:

    -The home builders sales staff touted? an increase of $5000 per phase increase in value in front of potential buyers when in fact they lowered the price by 23k

    -The home builders sales staff failed to make it to a meeting they made

    -The home builders sales staff stated we dont need your signature to release the home back to us? and would no longer communicate with us from that point on

    -The home builder failed to respond to the last two letters sent to them

    -The home builder lowered the price of the home after our contract more than $23,000

    -When notifying the sales agent that the wrong color palette was written on the wall the agent dismissed us stating Dont talk to me about colorit is was it is? A few months later it was confirmed that the builder painted our home incorrectly.

    -The home builders sales staff called our realtor three weeks before our walk-through date and said we were in breach of contract.

    -The home builders sales staff would not identify how we were in breach of contract and told us we were no longer allowed to contact her that is was now in the hands of their Corporate. When contacting Corporate we were informed that they couldnt help us it is in the hands of the Sales Agent. When asking for the Chain of Command, information was denied

    The home builders sales staff failed to return phone calls about arbitration questions.

    The home builders headquarters would not contact us after issues with the sales staff yet had the sales staff contact us.

    The home builders accounts receivable failed to return a monetary instrument to me.

    The home builder has failed to return earnest monies to me.

    The home builders sales staff erroneously reflected sales of the model homes well over $900K when in fact they did not and this mislead potential customers believing that the values would soar to those amounts if they purchased there. This happened just before they reduced the pricing of their homes.

    Your investigation into this matter would be appreciated as I know many other unhappy customers in the valley have had this same problem and need your assistance. The builder needs to return the $10,000 earnest monies to us as well as any other unhappy customers.

    They had very poor customer serivce and did not give me regular updates on the progress of my home. I had signed papers in October 2005 and was told that the house would be done in February 2006, but it's now the end of April and we're barely going through the home walk-throughs. I would have to call in myself to follow up on the reason for the delays every few weeks and on certain concerns and questions that I had.

    When I did talk to Marilynn, the sales agent, about my concerns she didn't seem like she cared to look into the issue or try to find the correct answers. For example, the loan agent that I was working with through their company had told me that I had to purchase home insurance before my home loan can close.

    So, I called an insurance agent and one of the questions they had asked was if there was a fire hydrant within 1000 feet of my home, so I called Marilynn and she said that there is one inside of the court where our house was located. I didn't really trust her answer so I went to go look for myself and it turns out that the fire hydrant was at the end of the street. She also hung up on me while we were having a conversation regarding my concerns with the way that they had paved my driveway, which I thought was very unprofessional.


    Since they told me that the house was going to be done in February I had put in a trasnfer with my employer from San Jose to Visalia resulting in a pay cut. If I new that the house was going to be delayed more than 2 months I would have stayed in San Jose longer. I have been paying rent for a room here and also rent for a storage unit here for my belongings. So, it has been a financial strain on me moving here too early.

    I am purchasing a new home in a tract development built by Woodside homes. I transferred my job here in sept. 2005, from San Jose to Visalia based on when my home was to be finished. According to Woodside, my house should have been completed Jan. 1, 2006. I took a paycut to come here and moved all my belongings in storage and renting temporarily. It is now March 22nd and my house is still under construction.

    I was told by three or four employees of Woodside that they strive in customer satisfaction and also finishing a home in only four months. I signed a purchase agreement back in Oct.. Four months have passed. I was also told that all options are available for my house before my deposit. I gave a deposit of $10,000 on the following week after our conversation which was 10/12/05. It was then that i was choosing my options and i was told that i was not able to choose a few of the items that i wanted for upgrades because the deadline has passed which i was never informed about. I also had to pay approx. $6,000 in upgrades that the builder chose which i had no say so about.
