    Number one, the bar doesn't match anything else in the home. The floor creaks and I'm only 90 lbs! The wall sockets come out fast as they are already half way out if you plug anything in. The cabinet under the sink, the doors catch on the sink itself and it is damaging both. Add in the loud clink from the stove vent on the roof constantly. The whole home shakes when the AC turns on and we can feel cars driving by (We're rural thankfully).

    Number two, this was supposedly a wind zone 2 with maxed out specs we wanted. They said one already made that way was available. Save some money because "It fits all your specs"! They showed my husband photos that really look NOTHING like the finished product. My husband already reached out but since none of it is considered an emergency, they haven't contacted either of us at all. Lastly, for the price that was higher than a quote on my own custom build just last year in January, I wasn't expecting it to fall apart this fast.

    We’ve been in our PH home since March of 2020. It has been a huge disappointment. The quality is poor. Nothing is level or square. And forget having them fix things. They refuse! The wall between the wall and master bedroom is bowed, with the trim loose and gaps due to the wall construction. The plumbing in the kitchen has leaked from day one. We fixed it ourselves. The cabinets in the kitchen aren’t level or square. The front door sags.

    We have emailed and called. When I said we had the Gold Key, the gentleman at the factory laughed and said that didn’t mean a thing to him. We’ve been promised someone will be here on a certain day and no one shows. We are frustrated and fed up. Save your money. Don’t waste your time with Palm Harbor. Shop elsewhere.

    In July 2020 My husband and I contracted with Jim ** at North Country Homes in Arden, Washington as a representataive seller of Palm Harbor Homes Manufacturing in Millersburg Oregon, for a manufacured home. Unfortunately, we paid full price upfront on this purchase due to a substantial discount. We were assured that "we would be in by winter". The home was delivered to our property on November 18, 2020 and at that time, major manufacturing defects were identified and reported to Mr. ** and to Palm Harbor Homes.

    These major defects included: One section of the two-section home was 1" longer on each end of the home; the wall between the living area and the guest bedroom was concave; the wall between the hall and the guest bedroom was concave; the flooring between the two sections was uneven; the door which was ordered for the family room was not provided; the gas and water lines in the utility room were ordered to configure a stacked washer and dryer but were not provided, resulting in the set-up crew having to reroute the lines through a cabinet; the kitchen bar separating the kitchen from the dining area was 3/4" out of level; the kitchen cabinet drawers would not stay closed and had to be taped shut in order to open other drawers; the main entry and utility entry doors would not seal; the window cornices in all rooms were not level; the pony wall in the master bathroom was out of plumb and subsequently would not let the shower doors close properly; the guest bathtub was cracked; the upgraded carpet in the master bedroom as so thin that you could see light through it when held up to the window; major cracks were observed along the marriage lines on the walls and ceilings; paint provided for minor interior repairs was the wrong color; paint provided for exterior repairs was the wrong color; pieces of exterior siding were cracked; exterior trim pieces were cracked or broken; and exterior caulking around doors, windows and trim pieces were missing.

    At this time, a representative from North Country Homes assured us that these repairs would be made and that "we would be able to move in within 10 days". Although some of the items listed above have been repaired and corrected in 2021, there are many repairs that still need to be addressed. These include: the kitchen counter between the kitchen and dining area is still out of level with tiles and grout missing; the master bathroom shower doors still do not close properly; the kitchen drawers still have to be taped shut; there are major cracks along the marriage lines along the walls and ceilings throughout the home; there are stress cracks throughout the home; the doors still do not seal and the doorknobs don't work properly; the floor in the family room is uneven; keys for the privacy locks in both bathrooms were not provided; and finally, no exterior repairs have been made, nor has a contractor been hired to correct these defects.

    We were finally able to take possession of the home and move into it in late August 2021 after the bathrooms were repaired. However, title to the home has not been transferred to us as yet, which is affecting our ability to provide property tax information to the state or to make desired changes to the home which will increase its value. Allthough North Country Homes has assured us that these repairs will be made, we have not received written confirmation of this or a timetable of when these repairs will be made. The warranty for this home states that this warranty begins after the homeowner takes possession. We haven't been able to confirm if the warranty is effective from the date the home was delivered to our property or if it begins when the title is transferred to us.

    Repeated attempts to resolve these issues with both Jim ** at North Country Homes in Arden, WA or with Palm Harbor Homes in Millersburg, OR have been met with excuses on why these repairs cannot be done or been disregarded entirely. I would never recommend either North Country Homes in Arden, WA or Palm Harbor Homes for anyone wanting to purchase a manufactured home.

    I would not recommend this company. After sales they don't return calls or emails to fix things that have needed to be fixed. Poor workmanship and terrible service. Porch is falling apart and trim work inside is terrible gaps in.

    Bought a Palm Harbor home that was delivered in May 2021. We finally closed in Sept 2021 even though the house had several deficiencies. We were told to make a punch list after the first 90 day of occupancy which we did right away. Nothing has been done and the company does nothing but blame shift and excuses. They bait and switch then make excuses as to why they can’t (won’t) make things right. The house advertised is not what was delivered. Absolutely the worst. Contacted customer service and they blame the local agent. If I ran my company the way Palm harbor does, I would have never been able to retire at 56 years old.

    I could have retired at 35 since ripping people off seems to be their mantra. Cheap appliances, shoddy workmanship, zero customer service, and follow up. Just blame the local affiliate and take no ownership for your product. The best part is I have a lot of time on my hands and will make it my mission to prevent any others from experiencing what we have endured with this company. Stay away. Do not waste your hard earned money purchasing the inferior product from this company. Once they have your money they are gone. Cabinet doors are mis aligned, missing cabinets they don’t complete, cheapest appliances you can find, the dishwasher is such a piece of crap even after three washes, you end up doing by hand just to get them clean. Workmanship is the worst I’ve seen. No quality control at all. Do not buy from them or you too will be sorry.

    The quality of work is poor. Their customer service after you purchase really sucks. It’s like dealing with a used car lot. Our skirting has just been installed and at the corners it is the worst work I have ever seen. Emails to the GM does no good. All I get back is, "We will get on it." Next move is attorney.

    Updated on 12/04/2021: Buyer beware. No resolution has been made, however I've had a company of my own come out regarding gaps in ceiling, mind you this home is only 4 years old and we had concrete runners installed. We have 5000$ worth of repairs due to Palm Harbor negligence. If you want a home that isn't splitting apart in the middle and gaps in the ceilings and baseboards, STAY AWAY from Palm Harbor, they'll sale you a house but neglect to do the job right to begin with. Next is a lawyer, BBB and HUD and whomever else I need to bring awareness to this scam company.

    Original review: Palm Harbor is awful!!! My master bedroom has been freezing since we moved in in the winter. Called them out, showed them the ceiling doesn't meet. There are gaps! Was told "it's supposed to be like that"! My HVAC company came out and checked air balance, checked everything, and pulled crown molding back, and found all these gaps! So cold air is coming in and we are losing energy! Called the manufacturer, and they don't want to fix it! Matter of fact they NEVER fix anything! Windows leak and wood rot around windows!!!

    The company they use to set the house, Magnum Home Service, doesn't do the leveling correct, grade work is wrong, we have water going under the master, no-one wants to take care of any issues and always blames someone else. If you want a warm home, a home not falling apart in a couple of years, steer clear of this shoddy manufactured home company!! There are better companies!! Steer clear of these people!

    We checked off check marks for what we wanted and somehow when we didn't get what we paid for, not only did they not refund us but the check marks somehow didn't exist anymore. We got jipped on windows, and their solution was to give us a better door....Said the windows can't be put in after it's delivered....Um then take the crap back and make it right. They refuse. We paid for it and they refuse to reimburse. The door they offered to make up for 4 huge windows wouldn't fit and they said they will not be servicing us anymore!!! You have got to be kidding me. They put carpet in the kitchen and we clearly wanted vinyl wood flooring and they did vinyl in the rooms and we wanted carpet! They said they won't be fixing that unless we pay....We already did pay for it!!

    We're missing partial cabinets and crown molding as well. We don't get to have our windows that we went over in depth and they never met their deadlines on delivery or sending people out. They said it showed we had repairs done and no one ever came out!! These people are scammers and should be put out of business. Report them as much as you can, please, bc people who earn an honest dollar do not deserve this kind of crap. This was a home for me and my family and it's turned into a headache that makes us feel like crap instead of feeling like we're cozy at home.

    My mother is wheelchair bound and cannot get around on the carpet, her home had carpet and I needed something she could get around on since she'll be living with me now. I'm so very upset bc she needs a lot of assistance. Do not trust a word from any location period. Doesn't matter what they tell you, if it's not in the fine print, their word doesn't matter, and believe me, they will quote the fine print even if you talked to them 30 minutes before signing something. Do not, I repeat, do not trust this company at all. You will be broke and homeless.

    On 10/9/21, I went to Palm Harbor at 13030 Gulf Freeway, Houston, TX 77034 & talked to a sale rep, Michael ** (**). I picked the model listed for $69,900. Michael said to secure the home, I need to put down 5% & it’s guaranteed to be delivered by early November. I asked him several times if it’ll be delivered in time and he said it is already built but located at different place. He said with a down payment, it won’t be a problem getting it delivered. I even asked him several times about the refund policy and he assured that I’ll get a refund anytime before closing date. I left the office with a very good impression of him and the business because this is the 1st time I purchased a mobile home and he & the company made it so much easier for me. Later, he said the house won’t be delivered until the beginning of December.

    I have my application approved for a lot which will be ready by November. Now I have a lot but no houses so I asked Michael for a refund on 10/15/21 which is less than a week after signing. He said he has to talk to the manager & get back to me but he never has. I called, texted & left messages but no response. I finally talked to the manager Jamie ** (**) on 10/21/21 & he refuses to give me back my deposit even though they broke their promise. He claimed it doesn’t mention the due date in the contract. Basically he doesn’t care about what Michael had said to me. He only looks at the paperwork.

    I trusted the company with their words since the corporation has been around for years. The refund policy states I can get my deposit back within 15 days if the house is in stock (as stated in the contract). Jamie said he’ll talk to the corporation & get back to me on 10/23/21. However, 23rd will be the 14 days after I signed the contract. I think he tries to drag this out so the company doesn’t pay me back. It is very unprofessional of how they operate. I already filed complaint to BBB. I might have to go to court if they don't issue refund.

    Our company along with others are facing material shortages causing backlogs to be longer along with this we have contractors that are delayed do to a shortage in staffing.     We started purchasing a home from the Plant City Plant in Feb, 2021... put a deposit/down payment down in Feb/March, 2021... was told at that time we could have the home by July, 2021 so we sold our house and are living in campers on our property the house is going on... delays, delays, delays... Then in September, 2021 they said due to the pandemic, they increased the price of the home $47,700... If we signed the new price agreement, they would have our house built and on our property in November, 2021... even have it in an email... actually I have all of the correspondences!!

    October, 2021 I have left messages and no response, so I drove down to Plant City to speak to our salesperson... was told then, while laughing, that not only will our house not be built and on our property in November, but it would be February or March of 2022 before they could build it, but could not promise that... COULD NOT PROMISE THAT... the 1st time they have told the truth!!

    My husband was so mad, we made an appointment with the General Manager the next day (Wednesday) and he PROMISED to call us back on Monday by 3pm... 2 days later, still no response from them!! Even if we wanted to wait years on end to buy our house from them, our permits and appraisals will be/are expired, our guaranteed low interest rate is no longer available due to interest rates going up and hours and hours of communication and misdirections! DO NOT PURCHASE FROM PALM HARBOR HOMES IN PLANT CITY, FLORIDA!! LIES, DELAYS, AND MORE LIES!! Now the fight to get our money back.

    Bought in 2019. Kitchen cabinets are not durable. They will not last. Tried to contact twice once in 2020 and again 2021. Good luck. Was told I could purchase cabinets. No thank you. Then they suggested a stain. I am going to paint them but it already looks terrible. Thanks for nothing Palm Harbor.

    Updated on 6/14/2022: This is a follow up to my original review back in September of '21. Since then I have tried several times to get Palm Harbor to fix my living room window, which will not shut. I have contacted the local sales office where I purchased my mobile home, I have contacted Palm Harbor customer support, I have even gone so far as to file a BBB complaint. To date I have not gotten a single response or acknowledgment of the issue from PH. Guess I'll just keep air conditioning the neighborhood. You can always tell the worth of a company by how it takes care of its customers. Through my own experience and the thousands of similar reviews, Palm Harbor has nothing but apathy for its customers, and could care less about the problems their homes create.

    Original review: Believe all the reviews and spare yourself the misery of dealing with Palm Harbor. Burleson location is on par with a used car lot. Volume over value! On our initial visit I established a deadline for delivery, selected a home that was on the lot, and had financing approved the very next day. Home was delivered nearly 2 months late. Home was delivered with the model furniture still inside which damaged the walls, cabinets, and floors during transit. The company who set the home placed blocks directly under a window, which will not shut. The home is also 3" out of level, the piers are cracked and out of plum, and the straps were not tightened. Been waiting over a month for them to fix this. I have contacted Palm Harbor Customer Service on 3 separate occasions with zero response.

    We fell in love with the Horizon as soon as we walked into it on the lot in Corinth TX. We moved in with the flooring coming up in many places, gaps in molding and doors and a long list of items that were not addressed by the factory. The customer service was horrible.

    Here is my personal experience. I gave them a low rating based on their archaic business practices, non-transparent sales tactics, and overall operations and how it effects the customer. I like their homes, the designs, and some of the stated costs. I bought one, but be warned or wiser than I was.. When it comes time to sign the contracts, they will have added several thousand dollars in charges, and call it their "gold key service", which is basically their way of raising the price without having to tell you upfront the real cost of the home. Also, realize they can take however long they want to actually build your home. They may provide you with a guess but, if it takes them 2 years to complete, you really have no recourse but to just sit and wait, no matter how much that costs you.

    And just because your home has been constructed, don't be fooled into thinking it's almost over... They can also take however long they want to deliver your home.... Could be months, while it sits completed in a yard waiting, and of course you'll never be provided with ANY updates or commitments of any kind from them regarding when your new home will arrive and how many months it will take them to complete the on site work once your home finally does arrive.... Again, that can also easily take several more months.

    If you have any questions or problems, or request any kind of commitment you won't get it, and you'll often hear no response or someone telling you... "Um no, you need to contact this person or that department, I don't handle that." Had I to do it all over again, I probably wouldn't use them... It's just not worth dealing with a company that operates like it's the 1800's.... There are so many other manufacturers that actually do a much better and more responsible job, and produce a better product. Do your homework/research.

    We have had our home 16 months and our air conditioner has broke 11 times! They replaced the entire unit yesterday but left the faulty blower in. It's Sunday and the blower has went out again! No one will call me no one will fix the issue! Biggest mistake we ever made was buying this home!

    I am sorry that you are having issues with your A/C unit. Palm Harbor did not manufacture the a/c unit. The units are provided by a 3rd party company and installed. The unit does have a warranty through the manufacturer of the unit and usually the retailer has an Extended Service plan available.     I do not recommend buying a Palm Harbor home. The workmanship is subpar. Many things do not work. HVAC, Plumbing, Some electrical. Faucets installed incorrectly. The siding installed poorly (GAPS) around the door and windows. Refrigerator damaged with 3 huge dents. Also, one or more of the workers thought it was ok to leave cigarette ashes in the sink and to pee in the toilet and leave it (because the plumbing didn't work) and so the toilet was stained before anyone ever even took possession.

    The seller refused to take responsibility and pointed to Palm Harbor. Palm Harbor advised that they would "See what they could do but that they are VERY backed up". It's been nearly 2 months on some issues and several weeks on others and no responses. PLEASE USE EXTREME CAUTION. Make sure you FULLY Understand the contract and then make sure someone can review everything in the home for your safety. Palm Harbor takes "putting lipstick on a pig" to a WHOLE NEW LEVEL.

    Let me start by saying our sales person Nelson was amazing. We went in and explained our situation, that we had just sold our home and needed something built quickly. He explained that it just so happened they had a modular home that someone had backed out of in the warehouse, and that we could take it and be in it within 3 to 4 months, this was perfect since we were basically homeless. We never actually got to see the home, because apparently you are not allowed in the warehouse. He did take us on a tour of the model. It was quick and just what we were looking for. We signed the paperwork, gave our deposit and started the process.

    Now this is where everything went down hill. We purchased our land, had it cleared, got our financing in order and were ready to start. We never heard from anyone at Palm Harbor. We called every day for months, the only one who did return our calls was Nelson, who at this point had done his job. The building manager, not really sure what he does, would never return our calls. We are way past the 3 to 4 month mark by now, having to live in hotels or with family or friends. Then comes the permitting issues, our job sat in permitting for over 6 months, we called every day to both Palm Harbor and the permit office, trying to get answers about what was taking so long.

    No one would return our calls from either place. We are now going on 9 months. No home, No permits, No phone calls. Finally Palm Harbor calls and says "due to permitting issues they are backing out of the deal." ARE YOU KIDDING ME!!! So yes we are still homeless, we have a nice cleared piece of property we have spent thousand of dollars on, not to mention the thousands of dollars on hotels' stays and other expenses.     We first visited a Houston area Palm Harbor office. We were then shifted to another office and another salesperson. Once we decided on the floor plan we wanted we drove the 45 minutes to go over our interior design details. The sales manager was not ready in that he didn't have all the design books present (I should have followed my instincts and left then and simply marked Palm Harbor off the list). We had to go back a second time to go over these details. Even then there were inconsistencies with what we were being told. We chalked some of this up to the learning curve.

    We set up an appointment to go to the factory to see our home in the process of being built. PH was very proud of the custom cabinets they manufacture on site. Our cabinets are not high quality and from the first look we could see that follow through had not been a priority. Once the house was moved on-site it was discovered the PH hired contractor had made a mistake on the concrete poured for the house to rest on. That was corrected and the house was tied down.

    The first tech that came in to texture the house said that he would not provide the seamless finish we had paid for. He called his boss and we were told the same. We called PH and the factory supervisor corrected the situation. That same technician also tried to get us to sign off on the house. No floors in, nothing finished. We did not sign off on the house. We went through many many more such experiences (I think too many to go through each one). Ultimately we had to have the factory management and the sales management meet us at the house to go over ALL the issues we found. The cabinets were a big disappointment. Rough edges, sloppy construction.

    The floor plan is open and we do like it. Although with such an open floor plan the house is noisy no matter where you are in the house. You can hear someone in the bathroom from the living room even with the vent on, this is also true for the hall bath and the tv/game room. We have had 2 roof leaks into the master bathroom, the master bedroom door frame/door are 5/8" off on the hardware meeting and I'm told this is settling. Not in my mind since the door has always had an issue closing. We had to have the utility room door replaced since after working on the door 3 times they took the door plate out and simply left a large hole in the door frame.

    Finally I got the factory to come out and simply put in a new door. The hardware and sinks are the cheapest on the market. I can go on and on but I think you get the idea. DO NOT purchase your PH home from the Alvin office and Nick **. We have been in the house just a year and I look forward to moving as soon as possible. We spent a lot of money and time on our home and are disappointed in the lack of organization on the follow through. When you call in a repair, no one calls back or emails to confirm the request was received. Beware that you will have to push, push, push to get follow through with this company. Do yourself a favor and build with another company.

    We bought a Palm Harbor home because it was supposed to be a high quality home. The first week it was on the foundation the shingles started blowing and the insides weren’t even completed. The lot people called the plant and they told them that I had to turn it into my homeowners insurance. We weren't even in it yet. The lot people replaced the shingles on their own dime. They were Cari-Sell Homes. They have done us a great job. I get to looking at the quality and there isn’t any. At least no worse or Better than the Competition. The siding wasn’t flush nailed. All the heads are at an angle not flush. You can tell it was put together in a hurry. The hell with quality. Knowing what I know now I would have looked elsewhere.

    Spoke with Mark the manager at the Albany location regarding a crack in the ceiling at the marriage line between the living room and kitchen after having the house less than a year. I understand now that it is no longer their responsibility after our walkthrough to have that fixed by them. However, less than a year of having the house we had many issues that needed to be fixed that were within our warranty from wiring issues to cuts in the flooring, nails sticking out from the flooring, leaks from the outside faucet, outlets in the kitchen had no power so when the inspector came through that we had to pay he did not allow us to move in and we had to repay him to come back on a different day until it was corrected.

    Each time Palm Harbor send out a contractor to have these issues taken care of which it took months my husband and I had to work out which one of us would take a vacation days off, and the contractor did not show up that day. We lost a day of work. When they did show up the parts were ordered incorrectly so they had to reschedule. Again, another missed workday.

    Working with this company was an absolute nightmare! When I ask Mark, "Did you know about all of this that our family had to go through." His response was no, and that's why they got rid of the person who was in charge of that department. Instead of saying because of everything we put you guys through, we will fix that crack, or at least offer to pay for half. The person that they got rid of was still a representative of Palm Harbor so they should stand by their company regardless. I hope you're reading this Floyd... Stand by your company. I would think twice before purchasing a home from them!!! Think of it as a car salesman. Once you purchase that car and take it off the lot, if you have any problems once you get it to your place you're out of luck.

    So we decided to buy Palm Harbor for second time, however this time we choose to purchase what is called the high end of Palm Harbor homes. To start with the dealership lied to us about what we were getting and did not work with us at all regarding issues with what they call drainage pad. I sent them a letter and was told too bad so sad. I had to get HUD involved and I am still not finished. I have had to have the tech on-site 3 times so far to replace the face of our cabinets in the kitchen and bathroom as they keep splitting. They have to come again because of more splitting and I have 3 face that is falling off the cabinet. Now cabinets are not even painted as they used MDF board with a wrap which is now peeling.

    Even though they put texture on the wall I can see where the sheetrock joints are. We cleaned the baseboard and the paint came off. Then I was warned by the tech that molding could not be painted because they have a wrap and are not painted. The tiles on the floor are coming unglued. Now I could go on with all the problems we have been encountering but that is not the place.

    My first Palm Harbor home was the low end of Palm Harbor home and I never had problems with them or the house. I asked for specific electrical outlet on outside the house and the confirmed 4 different times that it would be done. It never got done and when I complained they said, "If we did not put it on paper then we do not do it. Our verbal agreement is meaningless." So I say STAY AWAY from Palm Harbor. Yeah they still have the great structure however the rest of house is built with the cheapest material on the market and the worksmanship sucks. When I was shopping for home I was looking at Titan but decided to go with Palm Harbor and the Titan sales rep told me I would regret it and I have to say that he is right. I have regretted since day one.

    If I had it to do all over I would have not went to Tomball Palm Harbor, I bragged to my husband how great they are, homes are great because 18 years ago my son's Dad, and I purchased one from another location off 45. It was great home and land package deal. The Tomball store is the most unprofessional under managed place I have ever dealt with, I still have not gotten moved in, and I regret telling my husband to purchase it. Jamie is the rudest most unprofessional manager. I asked for corporate's number for 2 days and Jamie told me to Google it, he told me I was not allowed to call up there and hung up on me, and we have not even picked up the keys yet, I have been patient, nice, I'm done with them. I want to talk to someone in corporate. Them 2 are the rudest, that store has had 3 managers since we have been waiting for everything to get done employees same way.

    JT was the reason I went there. I heard how great he was, I know he was very nice, cared about customer satisfaction. I called up there to see if the power was going to trailer yet because electric was on. I done paid movers and everything. Monday we should have need in there, 4 things was stopping us from moving in, Sandra the one that does septic bow she is great, the best. she gets stuff done. When I had an issue within 30 minutes she had a crew out there, and it was done. She's great!!

    I love palm harbor, but if you want a palm harbor home please do not go to Tomball store. Worst store manager very rude, and that's Jamie, and Rolan. Commission is all he wanted. Now he's on vacation for 2 weeks, I'm waiting on corporate to call me back, and I'm hoping they can help me because Tomball store won't even talk to me, I was told I was not allowed to call them anymore and if I do they answer and say. "I thought I told you not to call back," and again have not even moved in or got keys to the place yet.

    Overall bad experience with Palm Harbor San Antonio, TX. We were left with no choice but to contact the state, we were ignored and if it wasn't for the state things would have never been fixed. They even passed the state's deadlines and incurred fees. Cliff the general manager is rude, unprofessional, was in our home and never apologized to us. There are a lot of spots in house to fix, caulking, gaps in wall, cracks. It's been 1yr and we are still waiting for them to fix many things. So frustrating to not be able to enjoy the home you put so much money into.

    I found a spot of black mold in our closet, went on the roof to investigate and found the shingles were sagging. Hired a contractor we pulled up the shingles and found the entire west side and the valleys on our roof was filled with dry rot. The issue was Poor construction, the roofing paper they used was short from coming to the edge of the roof which caused the water to wick up the strand board (plywood like product made with chips) and after 16 years our roof was about to cave in. A roof 16 years old should not have dry rot, The person who installed our home built a 3 car garage using the same material as the home and there was zero issues with the garage roof, matter of fact the shingles did not need replaced.

    After reviewing the contract I found the roof had a 20 year warranty, I approached Palm Harbor where the home was constructed, they refused to come out to investigate they just said not covered. I hired a roofing company and a contractor. $$$ later we fix the roof. After reviewing Palm Harbor website I figured that maybe they might consider meeting us halfway with the cost. I emailed Palm Harbor headquarter in a non threatening way explaining the issue with the roof and attached pictures to point out the poor construction thinking since the web site mention about how they pride themselves quality workmanship and customer service they may at least help us out with half the cost.

    My email went to Forrest Barnes, division vice president, the answer was No. It is really sad when a large company that builds homes for Families and preaches How the care about quality, customer service and doing it right the first time, are really unethical, has poor customer service and they do care about quality workmanship. It's all about the bottom line. I would stay far away from doing business with Palm Harbor Homes.

    We started looking at homes in November and we chose them because their houses on the lot looked very nice. Once we decided this and got everything done at the bank and told them we wanted it they started ignoring us after the down payment. January 16 our house was delivered and it was pathetic the way they put it together that first day so I gave them the benefit of the doubt because they weren’t fully finished yet. I was wrong! They put two huge cracks in our ceiling, the trimming was on crooked and coming off, there were nails sticking out of the wall, none of our doors would shut, and the list continues to go on. It is now February 24th and they have still yet to come out and fix the problems. This is the absolute worst experience and don’t recommend to anyone.

    Do not buy from Palm Harbor! We bought a home from Palm Harbor Cleveland in November. It’s been a nightmare since. First of all the steps we were provided were a joke. We couldn’t even move in until they brought out a slightly better set after I called corporate. They knocked down my new mailbox and said I should have moved it. We can’t get anything on our “30 day” list of repairs done, or even a call back unless it’s an emergency such as front door not locking or glass shower doors falling in on my 10 year old grandson. To top of off, they finally installed our skirting in February, after purchasing in November and it was the wrong color. They asked me to send a copy of a personal text message proving I had selected a different color. I wish I could attach pictures because the workmanship of the skirting itself was just as bad as the rest of the items on the repair list. Not good! Once you sign those papers, they are done!

    We went and picked out a home in May of this year. We were told that we would be in it within 6 to 8 weeks. This was perfect as our lease was up for renewal. We got all of our stuff done for the bank within a week. Then no word or call backs from the dealer. I walked into the office to find out what was going on three weeks after. They misplaced our file. I ended up tracking down the DM over the area. That was a chore since no one wanted to give his number out. We were then informed that there was no way we would be in a home within that time period. The DM and the dealership could care less about the customer. But, they have all these awards hanging in the office on great customer service. So, after getting the ball going now.

    We went in to finalize the home order, which we already did once before. We picked out everything we wanted done and signed off on. Granted, there has been no apologies given. We closed 5 months later. They ordered the house, in the next couple of days, we get a call saying that the sink was in the model was no longer available and they were putting a different in. Umm, no. We picked out a home that we both wanted and that's what we agreed upon. After a week, they found a sink in another factory. What a concept that was. 3 weeks later, our home arrives. They pull the first half in and my wife says "The backsplash in the kitchen is wrong" So, I go in to that half. There is nothing correct that we ordered. So, I call the delivery person. She's off for the night, call the GM.

    So, I call the GM. He is in a meeting and says, "It's the right floor plan. We are not taking it back and will fix it." Lo and behold, the other half is not right either. The GM calls back later that night and says, he's out of town and will look at the file in a couple of days. They call back and said that they are pulling their good trim guy over to FIX a brand new home. All we get is "It happens." NO. It should not happen. We signed off on a floor plan that got sent to the factory. So needless to say, it took 2 full weeks to remodel a brand new house. The reason it was not done right, The factory discontinued the material that was used in the model. Probably, if the dealership was on top of what they were supposed to be doing. We would have been in it on time.

    We had 2 months more of rent and 2 months more of storage to pay out. Once again, no apologies or compensation as they made the home to what we ordered. The DM will not return calls, the corporate office will not return calls. The delivery person is the only one that has followed up with us. As we are still waiting for a door to get replaced. The quality of the home is like 12 year olds built it. The entire home had to be repainted, trim had to be fixed. Inside and out. The doors were not even close to being square. I hope I never have to replace the outside light, as there is a tub of caulk that was used to seal them. Go somewhere else. Once you are preapproved, you may switch dealers. Something we found out after the fact. Buyer beware.

    Palm Harbor in Millersburg built my manufactured home called the Lake Port. It was stretched costing me 4500.00. We found that the company made a hallway unpassable. So to increase its size they cut up my bathroom's 3 cabinets and deleted 20 cubic feet without consulting us about what they were up to. Instead of 1 set of cabinets its one door even opening wrong above a toilet. 3 large cabinets completely gone. Under sink they could have put as seen in model 2 full sets of cabinets with shelves below. No, just 2 big door cabinets and how can you store your stuff in a bathroom without cabinets with shelves.

    Complain about fixing it, and even if I put the cabinets in they act like it was not mine to have. They gave me nothing in place of the 3 cabinets taken out but 2 odd shelves that don't even look good. They act like they can't do anything when in fact I paid for a bathroom that would be with all those cabinets. I put extra money into having a larger house. And what I got is a dinky bathroom because of it.

    I know they will suppose to be fixing the other mistakes, like they didn't even come close to painting the outside right. But they seem to be more interested in their feelings than a customer's. They tried to force me to take their appliances I didn't order. Boy did they move when I said I am putting them out in a puddle.

    Just can't believe how they put a huge mirror over a tub, when you would expect a shelve display. And the problem is they smeared silicone on the other side, so if I can manage to take it off the wall, that would ruin the wall sheetrock and all. Of course they can't take it off either. So all mirrors in bathroom are made this way for good and it takes literally smashing the mirror to get it off.

    It's hard to say if they tell you that your house is being built with huge staples. My husband watched them extend our roof and watched them nail this way. Oh by the way, their padding under the rug is so toxic. Be sure to check what your getting and take pictures of the home. But don't use Palm Harbor. They only care about money. They are not carpenters.

    We chose a manufactured home for efficiency and Palm Harbor because we thought it was a quality manufacturer. Despite the story told on their website, Palm Harbor does not build quality homes. We bought our home in 2016 from Homes Direct in Merced, CA. I would not recommend them. Even if they think they are using good products, the construction itself is shabby. There are soft spots in the flooring, which should be impossible. Multiple windows are hard to open and leak when it rains. The wood framing on one exterior door rotted out. I don't think they caulked them. We are having to replace all windows and siding. The video on their website says exterior walls are 16 inch on center, but ours is 24. Overall, a very upsetting process.

    We purchased a double wide modular home in Sept. 2018. The home showed up looking like crap, nail heads sticking up, hammer head dents all over. The bathtub is leaking, the cabinet doors laminate is peeling up, window blinds not working. There is a huge gap in the transition between the master bedroom, and master bathroom, windows not caulked completely. I have been trying to get warranty work on this for almost a year, same issue as other customer complaints, they show up and then say they need to order materials, and never come back to fix it. Then when you contact them to find out when they will be back, they tell me they sent someone out who completed the work already, and they additionally try and make me out to be the bad guy. At every turn their warranty team tries to lay the blame for their crappy quality on me somehow!!

    This is the worst work, and company I have ever had to deal with in my life. A brand-new home, built like crap, and somehow it is my fault. The only fault I can see, is having purchased a home from them. They have no respect for me or the quality of their workmanship. Do not ever buy a home from Palm Harbor. You will never get them to hold up to their contractual agreement, and they will belittle you at every opportunity to try and scare you away from getting any warranty work done or filing a claim against them. They do not provide any paperwork on what their warranty covers, either upfront when purchasing, or after the home has been delivered! I am a very dissatisfied customer, and wish I had a better avenue to warn people from buying their homes.

    This company is FRAUD and corporate might be aware of it but they just cover up! I used to work there and even bought one there. I don’t regret my home but I do regret that Dealer because all they do is lie! They make the customer hear YES to everything but once you sign they give you the finger! Spend your money somewhere else coz Palm Harbor is full of Lies! Especially the one in Houston and is ran from same management in Alvin. Gold key care and home warranty is paid thru your money so don’t believe them when they say it’s free!! Deny the warranty and buy you a private one with that $2k they will add to your contract!! They are horrible and I just pray for the day they go out of business when all the customers start suing them!

    We bought our double wide 4 years ago this past month. We had problems from day 1. When they showed up to our property with the home and removed the plastic, the vinyl flooring had been changed from what was ordered. Luckily I liked this design as well. They didn’t strap down the fridge for transportation so it had moved across the floor several feet and the side of the fridge was scratched up. They sent me paint to fix it. The hood over the stove was dented and had to be replaced. They forgot to put the stove in so the trim guy and my husband as to go to our local Lowe's to buy one. The vinyl flooring in the dining room and master bathroom started bubbling up. The flooring in the kitchen squeaked when you walked on it and the air conditioner didn’t work.

    They sent out a guy that tried to fix the floor and filled the air conditioner with Freon so it started working, but that only lasted a year. He cut slits in the vinyl flooring and inserted glue to try to fix the bubbling. A year later I called that my air conditioner had completely quit working and was told to contact the warranty company. Never could get them to do anything. We had to pay out of our own pocket to fix it. Now it’s acting up again and not cooling. All the sub flooring in the kitchen and dining room squeaks when you walk on it. The joints are uneven. Some of the flooring is unlevel. I was told it’s because the home has settled and needs releveled. It’s been checked twice and it’s perfectly level. None of the interior doors are square. The wall between the bedroom and living room is so uneven that the ceiling is being pushed up.

    Was told they would have to send someone out to completely tear out the wall and rebuild it. We decided against that since it is only cosmetic and would be a major hassle being we have nowhere else to live with they would be there fixing it. This company does not stand behind their product and will jerk you around until your warranty has expired even though it was never fixed in the first place. We paid extra for several upgrades to our home and had it come straight from the factory. I will never again buy from this company.

    Purchased our 32' x 80' home almost 20 yrs ago. No problems with anyone at that time. House was built in the plant that at the time was in BOAZ, Al. Reading all these complaints they most have really gone bad.... QUALITY WAS SPOT ON FOR US. WE PAID IN THE HIGH $80's for this home in late 1999, well worth it.

    Please don’t buy a Palm Harbor home. We moved in ours 12-15-18 and have had nothing but problems. Heat that does not work. $400 plus a month electric bills. Siding not installed to manufacture instructions so no warranty. It’s buckling. Roof that has a 3” gap all the way down ridge line. Flooring that peels up and is lumpy only to find out again no warranty due to improper installation. They never put a required underlayment down. They glued vinyl floor to OSB sub floor and that’s not to APA regulations. So again no warranty on sub floor and vinyl flooring that we paid extra for. What a joke.

    So far we have sent 3 certified letters demanding repairs. The state of Texas has inspected our home and multiple code violations only to have Palm Harbor not repair and instruct us to sue them. They lie and have predatory business practices. We have hired a lawyer and with repairs and lawyer we are looking at over $200,000.00 to get our home fixed. That’s more than we paid for our home. Please please don’t buy a Palm Harbor home.

    First, paid 750 for a spa tub that had no pictures.2nd, Ordered toilets that were elongated. ordered a special paint scheme. Home arrived from factory, was put together quickly. Trim crew was out quickly. I don't know how this guy was called a trim guy, but his job was so simple. I guess no one that was here had a job that consisted of checking anything at all to see if everything worked properly or at all. The so called trim guy sucked so bad, I signed and sent him away. None of my doors are square, they don’t close right, come to find out they don't use wooden door jambs. The screws are all stripped from being over tightened. The guy Marcello says the pantry door doesn’t close because of vacuum lmao.

    I've been doing trim for 20 years, including doors and everything in remodeling, carpentry. Can't blow that smoke up my **. Now the tiles have fell off in the bad ** looking master shower. I do tile as well. Mastic isn't exactly the adhesive you want use use in the shower. it is a water-soluble adhesive. then when you 1st put a shower together, you should seal all the joints with tape and thinset 1st. Then seal whatever backer board with red seal If you build a bench, it is a must to use red seal or compatible material on that wood. They didn’t. they just put the ** right on the wood. They came out and and did the same thing they did at the factory again because that’s the stupid ** way they do it there. I even told the idiot how it should be done.

    Now they came off again. Sounds like they are trying to put blame on us. All our crown molding looks like kids did it. **. The carpet is string on the edges and coming up along most walls. the base boards all look like they've been shot by Machine gun Kelly. They us staples to attach trim. they don't sink, so they stand out. All the drywall cracks. The way they fix it before you sign off, is to put a putty in and paint it. That works long enough for them to get you to sign and they get paid.

    A couple days later, all the cracks are back. no one wants to fix them properly. There obviously isn't any ** quality control in Palm Harbor. All my walls and ceilings are one coated. Doesn't look like a primer paint was used. I see every tape joint in every room on every wall and ceiling. They got white enamel paint on the oil rubbed bronze rail for the barn door and tried to remove it and took the color off the rail. The paint looking like that right when you walk in the front door is absolutely embarrassing. Clumps of ** blew out of the hopper when they textured, they just left it. Why? these people suck balls. don’t buy Palm harbor. nothing is square either.

    Customer service after the sale is horrible. Homes are cheaply made. We have electrical problems, cabinet doors falling off, crack that runs all the way down the center of the home with vinyl flooring cracking up, front door that leaks, gaps in trim around cabinets, windows uneven in rooms. Try to get anything fixed and the dealership blames it on the factory and factory blames it on the dealership so nothing ever gets done!!!

    We bought our home a year ago from Tyler branch. Was a great experience, we had some problems with the "gold key". The foundation was done on time, dirt was completed in timely fashion, house was delivered little late, the crew was awesome, level of house was great. They worked with me. I took a level throughout the house. Perfect job. The only complaint we had was the flooring tile. Guessing a flaw in the product, no worries, they replaced the entire floor. Only complaint we had was we were already moved in and had to move our furniture around. Overall good job when was finished. We love our new home. Great experience overall.

    Purchased a triple wide... total nightmare. Cracks in the wall/ceiling. Cheap materials. Did pay extra for 3/4 plywood floors. Had some minor modifications. Salesman told us they could plumb for grey water. BIG LIE. My plumbers showed up to connect everything and said it was NOT plumbed for grey water. Called the salesman on the spot and claimed he didn't know what grey water was. (And I had witnesses to verify him explaining it to my son.) So now I have a grey water tank siting empty. Called the manager and was rerouted to one person, then another, then another... When I called corporate to complain I was told I should have faxed my complaints in. Well nobody told me that or I WOULD have.

    Palm Harbor is a joke and a TOTAL RIP OFF. I know NOTHING about construction but could have built a better shack than this. Roof leaking... another nightmare, every room has a leak!!! You can literally stand outside and look at the roof and see the sags in it. Ridiculous. The ceiling and roof joist is build with 2x2's not 2x4's. Who does that? Pipes leaking, husband had to fix. The first 4 months our electric bill was over $500 because they didn't hook up the cross over in the ceiling correctly. Was promised a partial reimbursement. Not a penny. And I DID fax in the electric bills. Several plugs don't work and the ones that work are constantly tripping breakers. Windows were not installed correctly... They are foggy from moisture getting in between the panes. Windows not installed properly, I can barely open them. Screws everywhere are constantly backing out. The house itself is total crap.

    After numerous calls to the Palm Harbor location in Boerne, Tx gave us nothing but a runaround. When they finally showed up to fix problems they showed up a couple days before the warranty expired. And half ** everything! How convenient huh. Tiles falling off in kitchen and bathroom... Too many other things to list. I HATE MY HOUSE! This was supposed to be our dream home... And if anyone from corporate wants to contact me please feel free to call! I would love to tell you what I think of your company and workmanship.

    We purchased from Palm Harbor. We originally chose a nicer 2015 one, price around $98,000. Well 21st sent back that we would need to put down a little over $9000 to get it. Not what we were told at first. Well the used car salesman jumped up and said this 2018 Fleetwood is a great home. Well we admit we ** up too, but this is the worst POS ever. My six year old grandson could have done better. It is literally falling apart. First six months alone new A/C went down, stove issue cracks, I am guessing no insulation at all and when I pulled out stove to clean, the contact paper floors tore up.

    Well both companies blaming other. And one time someone came out they threw a Bandaid at it. And get this, when AC went down, the company they sent out it would be a week to two weeks to get the part. Said he could put some freon in but we would have to cough up $200. Well same thing happened 3 mos later and when I called AC company back, they said they don't stand behind their work. Been a total joke. As for 21st, if you are one day late, you are harassed and threaten with repossession. Just one more thing the two that sold us this POS suddenly disappeared from Palm Harbor and new person pretty much told us to suck it up and deal with it. He said, "You get what you pay for." This 2018 cost $98,000 too. Why was down payment so much higher for the 2015? They are scam artist. Just saying.

    We bought our first Palm Harbor home a year ago. Since day one we have had issues with the leveling of the house, very poor paint job, house trim done poorly, cabinets not installed correctly. The contractors as well as Palm Harbor employees keep pointing fingers at each other blaming one another for something not getting done right. Palm Harbor claims that all their employees have work with them for years, that they don’t get random people off the streets to work on their homes. I will bet my life that someone from the streets will make a better effort and take more pride in their work than Palm Harbor. They made a lot of promises and they didn’t deliver. I don’t know who does their quality control and final walk through before a house gets delivered to the client but he should get fired! I will never again in my life purchase another product from them and neither should you if you don’t want to go through the hassle of failure.

    We purchased a home through Palm Harbor in Plant City, FL. Lied to about how long it would take etc, moved into house 12/2017 and it has been a disaster ever since. From siding on the house warping to floors bubbling up to drywall cracks constantly! It was a manufactured home when delivered was told needed to sit on foundation for a while to settle. They installed laminate wood flooring that is constantly cracking. Several times when they came out they removed screws and wood chips that were under the laminate when installed so proves to me that very poor workmanship. Still having drywall screws coming through walls along with cracks etc. When they painted they did not cover the floors and there was paint splatter throughout the house. The seam where the two sides of the house comes together was "patched" and still looks terrible.

    Shelf above microwave was put together with very small wood dowelings and collapsed onto microwave. Luckily I did not have anything on the shelf when it happened. I could go on and on about the quality of product being poor as well as the fiasco of scheduling someone to come out and address issues. We have been in house now 10 months and still have a list of maintenance issues. PLEASE, if you are considering purchasing a house through them... DO NOT! Trying to save someone the time and $ spent on a product that is truly not worth it!!

    We purchased our home new so would be nothing to fix. Cracked walls, shower drain no gasket it compromised subflooring, ceilings and walls are out at the joints, wood floor is sinking at the joints, molding cut short around floors, molding is not sealed at the front door, front door is short at bottom and won't seal, numerous other problems. Our home is out of warranty in ten days. In calling the head egomaniac his excuses were, "Oh your home is settling, the problems couldn't be happening because we certify everything before it leaves the factory." If your salesperson tells you Palm Harbor will come out and fix anything under the warranty forget it! Won't happen! All lies!

    I'll make this simple and quick. Straight up the worst experience ever with a home purchase. Everyone involved lies, the quality of the work is substandard to poor and when they mess up they won't fix their mistake. They have the cheapest product and workmanship they can possibly use (I wouldn't build a doghouse with some of their materials). We've been in our home for over a year and stuff breaks every month, and replacement parts aren't at your local hardware store... They don't carry the sizes or cheap crap they put in their homes. Our home wasn't leveled when we moved in and they outright REFUSED to fix it. Once the sale is done... you're forgotten, you're on your own. Palm Harbor should be put out of business. They deceive, lie, and twist the truth. Never would we buy a home from them or recommend any of their products to anyone... ever!!!

    Very poor workmanship and junk materials are used. Many hidden issues! Roof was a disaster! Foundation drainage was nonexistent. We had to rebuild the entire roof after only 5 years, and install a drainage system. No wonder this company went out of business in Ohio. When I complained, I received a smiley face response.     My husband and I had been looking to get approved for a home for months now and everyone wanted way too much down or made it impossible for us to get between all of the hoops we were told to jump through, just to be denied. We were at our wit's end and decided to just build our home. Well in the process of looking for fill dirt, I came across an ad for a landscaper, he turned out to be a salesman as well for Palm Harbor. We got to talking about why I was getting the dirt and he mentioned that he sells mobile homes. Well, I was pretty much shell shocked from the 3 previous ones that we had gone thru and got denied or wanted way too much down.

    3 WEEKS LATER. I am picking up my house keys today. I cannot believe it... we only needed to put $4000 down and we have a monthly payment that is doable for a 3 bedroom 2 bath BRAND NEW Home. I would highly recommend going thru Palm Harbor homes, specifically with David **. He kept us positive thru the whole experience and put up with my feet dragging because I just couldn't believe I could qualify. BUT I did... We're so excited to move into our new home.     Palm Harbor in Azle is a joke, we bought this double wide new. It was built as cheaply as possible, they lied about a lot of things and promised a lot of things they didn't intend to keep. Had tile put on the floors and all the grout all cracked and had a lot of loose tile even after it was replaced. They are a nightmare. BEWARE. There have been many more problems. The extra warranty is worthless. This is the place in Azle, Texas.

    My family and I were seeking basic information online and sent an email. The internet manager responded to me by asking me to go to Credit Karma and checking our credit score and letting him know what it was. I did one better and told him our real FICO score. Apparently he doesn’t answer you if it isn’t high enough. I asked again for basic info after he partially pre-screened us and haven’t heard a word from him. That’s too bad.     My wife and I started this nightmare back in February. The details are far too long and extensive to drag everyone through but suffice to say that after pulling our business twice then getting lied to enough to go back because we actually loved the house, the “regional” manager Jeremiah getting fired because he couldn’t tell the truth no matter what and blamed us for all their mistakes that we proved were totally on them. Side Note: keep a binder with every scrap of paper that these liars give you. It’s amazing how much you can prove they are full of crap just by looking back on your notes and showing them they are liars.

    Got that lying piece of crap Jeremiah fired, The Vice Pres. Sean (I can’t tell the truth either) ** is absolutely ZERO help either. When you call him with an issue, 90% you are wasting your breath and won't even hear crickets for the return call that doesn’t come, but he will talk the same crap just to shut you up. Sounds good at the time because you're so frustrated that almost anything make sense but, IT'S A LIE TOO. Then there is the “contracting” company for your utilies. My wife did 99% of everything to get the 911 Address (which we still don’t have) because, if I may quote Sharron from Weaver Construction, “There is nothing that can be done”.

    Now, I’ve done construction, for a bunch of years, the county knows you, they know your reputation, and they know if you’re a crook. When the reputation is bad, they know you're a crook and you don’t take care of your customers, you get ALL your permits PUT ON THE BACK BURNER. I wanted to give my wife this house because she fell in love with it. I like it a lot as well. To the point that I ignored all the red flags to get it taken care of. That is on me. I firmly believe that if everyone here started compiling all the issues, we could well put this shady company in the ground. Please feel free to contact me and we can discuss any further actions to be take.

    This type of business should not be supported nor encouraged. They should be the ones to worry about how they are going to make it happen for the customer. All this combined to make an experience that was supposed to be filled with happiness and joy, to one that if I could, I’d put EVERY SINGLE one of them through exactly what they have put my family through. This is the absolute worst company I’ve ever dealt with. The truly sad thing about it is they simply do not care. To them, you are a nuisance that has to be tolerated so they can get paid.

    This will be fantastic on the back end when it all comes around and they can pay for the stress and money they caused not only my family but all the others that have posted on here. I will make it my mission to see this company put out of business and the media attention they get will be nothing but bad. Don’t walk people... RUN AS FAST AS YOU CAN from these CROOKS.

    I have purchased a home from Palm Harbor back in March of 2018. Thinking that I've come out with a good deal I paid cash for a home. I paid them $63,381. They have been giving me the runaround date as far as delivery and I cannot seem to get a straight answer from my salesman Hunter ** in Alvin Texas. It has been 3 months now and still I have not heard back on the house. I got a call from Hunter at the beginning of June, and he told me that the contract was being voided and that they would not sell me the house. No reason, no explanation at all. I asked him why and he said he couldn't give me a reason. They owe me a refund of my money and I have not been able to get my money that I paid them in full. They are ignoring my calls and not responding to anything. This is a very poor way of doing business and I would not recommend you trust your money with them.

    Looking through the reviews I see that most of the complainers did not buy a home. I did in 2015 and the Fiesta series model I bought is excellent quality and well constructed. Service after the sale and during the warranty period was good. The “but” is for Cliff in San Antonio who wasn’t completely honest and didn’t mind withholding certain information. I would definitely recommend a Palm Harbor Home, just stay away from Cliff.

    Yesterday my wife and I walked thru the models Palm Harbor in Tamp Area. Price ranged from 98,000 to over 220,000.00. I was amazed of how Palm Harbor labor (Quality) has taken a major step back. The high end the trim was not even sanded off after cutting the wood, missing paint all over, seems not even caulked, nothing level, caulking bad jobs. ETC I think could be better. I would look at other MFG and compare price and quality. My thoughts Palm Harbor has missed the boat when it come to common things like paint, trim, and just common labor issues.

    We are purchasing a double-wide from Palm Harbor and started this purchase November 2nd and we still haven't moved in and it is February 24th and the guy saying it may be March 5th or 7th and it's just sitting there waiting for them to put the trimming in. For the last 2 weeks it's just sitting there waiting for them to put the trimming in. Just go put the trimming in. This is ridiculous. We got the model on the lot because we thought it was going to be a quicker process but evidently it's not. It would have been just as long to customize our house and it would have been better but we chose to do the model so we could get it quicker... well it's not quicker. Very very disappointed.

    In October 2016 we moved into a Palm Harbor home in Kamloops, B.C. We were told to expect some travel and settling damage but what we did not expect were other issues we encountered. Some issues would be considered minor but when you get enough of them it becomes major. It's hard to consider a Palm Harbor home a quality product.

    Let's start with what was missing or damaged. Home arrived with a basic back door, we requested a nine lite door. No outside taps or plumbing for them, 2 were requested. No insulation under bathtub. Cupboard door in kitchen that you could only open a bit because it hit the hood fan. Missing tracks for sliding closet doors. Dented dishwasher door (this took 10 months to be replaced). Missing shelving in bathroom cupboards as requested – finally put shelves in as gave up on dealer (Metro Homes) doing it. Valance in ensuite had to be removed as the linen closet doors hit it when you opened them.

    Next would be issues resulting from poor workmanship and quality control. Shower heads not even hand tight and leaking. Bathtub faucet not attached to tub surround. Electrical sockets 1/4" inside wall plate or well outside the wall plate. Lots of nail heads showing on roof below shingle line with no sealant on them. Walls that curve inwards. Bowed door casing prevented door from closing properly. Door casing too large for door so door latch wouldn't catch the strike. Caulking used on countertops in kitchen and bathroom began peeling and cracking and all had to be replaced. After 10 months I had to redo all exterior window caulking due to cracking and moisture build up that was between the caulking and window sill. Range hood fan that has water out of it in winter.

    We have been constantly after the dealer (Metro Homes) to fix this since Dec 2016. In Sep 2017 they tell us that it is not a warranty issue as that is how they are installed at Palm Harbor. Who installs a hood fan so it leaks? When I first removed screen filters to locate the leak I removed some cardboard that said “caution remove before installation”.

    Palm Harbor mentions Durabuilt cabinets on their website like you are getting something special – not so! Ours arrived with: 2 chipped drawers and one cracked one (it took 11 months to get this replaced). I repaired the chipped drawers. Overuse of brad nails on cupboard trim, up to 6 nails in 4” piece of trim and nail heads visible in a lot of trim pieces. Missing trim pieces I requested and received trim pieces to finish the job. Crown mouldings on top of cupboards that were loose, dented and didn't line up at corners. Nails sticking out of cupboard by enough that I could get pliers around them. Cookie sheet cupboard not even attached to the wall. Cabinet modules that do not line up with the next one. Drawers that when closed had large gaps on bottoms and/or sides and were not level. This had to do with tracks and rails not installed properly at Palm Harbor.

    Many of these issues have now been done, many by myself especially the cabinets as I could tell when we brought the cabinet issues to our dealer (Metro Homes) that they had no idea how to fix some of the problems, others have been done by the dealer whom we have had to constantly put pressure on and sometimes had to get a third party involved to get things done before warranty date expires. Otherwise we could be like other homeowners in our complex (all Palm Harbor homes) who have given up trying to get things repaired or told their warranty has run out.

    What began as an effort to acquire a home for my brother has turned into a vivid example of poor salesmanship, a complete lack of service after the sale, and why I will never purchase any product from Palm Harbor again. During the purchase process, the salesperson, Hunter **, pressed hard for me to apply for a mobile home lot in one of the Yes Communities in the area. He said that utilities setup (water, sewage and electric) was handled by Palm Harbors special contractor and would cost $4000; but that if I were to select an available lot in a Yes Community, that fee would be waived. When I contacted the manager Rosa ** of one of these locations (Preston-On-The-Lake, in Little Elm, Texas), I was told that a lot was available.

    However, as I began the process of applying for the lot lease, Nick **, the regional manager for Yes Communities, overrode the parks manager and rescinded the offer. He said that the lot was only for a double-wide home (mine is a single-wide) and tried to get me to purchase a more expensive double-wide manufactured home in order to reserve a lot for it. After the home was delivered (to a non-Yes Communities manufactured home park), the setup took several days because the setup crew lacked the required parts. A certain amount of flexing is to be expected during transport, resulting in an accumulation of dust as well as some minor dings to the internal structure. This case was no exception: there was some separation of the molding around the bottom of many of the doors.

    In addition: The provided stairs were cheaply constructed and the top step was a full 22 short of the bottom of the entry door to the home. The rear door of the home is unable to be locked. There was not a full complement of light fixture hardware. The inside trim around the back door is popped off at the top. There are smudges of what looks like paint in various places inside. The floor covering in the master bath has a wrinkle in it. The air conditioning installation was delayed by several days, and when completed, the crew left the area quite dirty as well as a new water stain on the floor.

    When notified of these issues, Palm Harbor Homes of Corinth said they would arrange to have a crew correct the problems. A contractor Luis?, called and left a message instructing my brother to be up early and plan on spending the entire day at the home in two days time. My brother called back and told Luis? that he was unable to be there on the day Luis? had chosen as my brother worked six days a week and his only day off was Saturday. Luis? told him that wasn't gonna happen and that he'd tell Palm Harbor Homes of Corinth. Several days passed with no response by Palm Harbor Homes of Corinth. In fact, when they were contacted today, they said that they only clean the manufactured houses before they leave the lot and never after.

    Many attempts to contact Carmen, the operations manager of Palm Harbor Homes of Corinth, went unanswered but when she did respond, she made several promises to have the many issues fixed. Yet no action was taken. In summary, I have become severely frustrated with the total lack of service after-the-sale of my manufactured home. It is overwhelmingly obvious that once Palm Harbor had my money, they totally ignored any effort to do the right thing and correct the multitude of issues that occurred. I strongly recommend that anyone in the market for a manufactured home steer very clear of this company.

    As a customer you expect honesty from a business, you hope they see you more than just a bonus check and understand that you are a customer who works hard for the little money they can get. Unfortunately, Palm Harbor Homes does not see it that way. People were so nice to me when we had started the process to get a home, the pre-approval came in and everything was great. Some issues arose with the land that I was using as collateral and they expected me to ask my family members for personal information that I did not feel comfortable with.

    So me and my wife made the decision that our family's life was not worth the action they had requested. I asked for a refund on our deposit, and that's where their true color came out. I kept on getting told that the check would be in Monday, then I called in on Monday, and got told next Monday. Surprise, surprise I called Monday and got told next Monday, but this time they gave me an excuse that the secretary had submitted it wrong. I didn't like their response, but I accepted it.

    Again I called on Monday and guess what happened. I got told next Monday!! At this point I asked to speak to the accounting manager (Amanda). She told me she would call her corporate office and call me in 30 minutes. 1 hour and 30 minutes later, she had not returned my call; when I called to speak to her she had passed on her call to someone else and told them to tell me it would be in on Monday. Of course I was furious. I called their corporate office and spoke to Esther. She looked into the issue and called me back. Can you guess what she told me? The check will be in on Monday!!! I was furious, I did not want to hear that phrase again.

    I guess they only work on Monday. I asked her when was the request submitted. She told me 8/10/17. That is 20 days after the original request!!! So does that mean I got lied to? Was I just a number? When I walk into their office all I see is the amount of sales every employee has, never did I see pictures with customers. It was all about dollar signs and amounts. It lets me know what they really care about.

    First off, the 2 star rating isn't permanent. We are currently 2 days into setup after delivery from the factory (1 month after what was promised. Get your delivery in writing before closing. After closing, you're just another person in line). On a positive note, Cliff and his staff have been good about returning calls. I plan to complete this review with pictures and possible link to video interview.

    The house was delivered on Friday 21 July 2017. My wife and I visited the site on Saturday. Of course, additional fence was taken down to make room to deliver, but nothing was put back to secure the site over the weekend. I've not been back since so hopefully no vandals have happened by. At first glance at the freshly delivered unit, there were several nails that weren't driven in to secure the smart panel siding, but they were bent over and then painted over. There are several areas where the smart panel siding isn't completely painted or cracks showing without protection provided by paint. I expect that the setup crew will re-coat the outside of the siding or thoroughly inspect and touch up. 50 yr warranty on siding doesn't help much if the installation process is incomplete.

    I called and left a message with Cliff regarding an outside access panel found just next to the back door. Please keep in mind, this is a modular house. These are supposed to be built to stick built housing standards. I've never seen a panel on the outside of a regular house. These access panels used to be very popular with manufactured houses, 70s & 80s that is. Anyway, I asked about this via voicemail. I missed a callback but haven't heard anything further. This looks like someone took a saw and cut a large hole in the side of the house and then cut a slightly larger piece of siding to cover it up- very tacky for a new modular. I'll update on this later.

    During the initial site visit (bid run) with Clearview Home rep Beau in March 2017, he was thorough with details of the process and so forth. We discussed how the foundation would be set and how everything would be positioned. At that time, I asked about using Visqueen or thick plastic sheeting to underlay the home as a vapor barrier and to provide cleaner access when needed. Beau said that they do that on all their setups.

    My expectation during Saturday's visit was to see that they had laid out the plastic and then backed the housing units over them. There was no plastic on site. Maybe they stretch it out after the tires and axles have been removed. While there, I sent Beau a text mentioning a few of the items of concern and the plastic underlayment. I've received no response yet, but I plan to visit the site this week. Again, my experience with Palm Harbor is not over yet. I have had good experiences over all but I do understand that managing customer expectations and relations is part of sales. It is the service after the sale that will define the character of the gentleman that sold me the house. To be continued...

    I am moving back to TX. I called the Alvin location for pricing stated I was A CASH buyer but she said I would have to still put a deposit down to even get any information, on land, houses etc. I asked her, "Why? That seemed odd that I would have to sign a contract? Cannot you just give me an estimate of prices." She just kept saying I had to come in even though I explained I was in CA and was just trying to get a quote. She said they have over 400 plus homes. Kept insisting a contract and deposit had to be done first!!! I told her I bought my property here without paying my realtor till deal was done, but she wouldn't listen. Wanted money BEFORE would even give prices or look for land!!! Seemed very strange to me.

    Stay away from these people. They are just trying to make a paycheck off you, and once you come to your senses they become extremely pushy and just downright rude. We put $1000 down with the promise of no issues getting it back and now were having to contact our bank to get it because the manager Hunter. After changing our mind in wanting a manufactured home, he decided to tell us 'Outside of a falling apart rat hole, I'm not sure what she thinks she can get for that' then proceeded to cut down everything I had to say, basically telling us (as first time buyers) this was our only option. Which is BULL. We've already talked to many people who gave us better prices than these homes. STAY AWAY or at least come in with a little knowledge or they will take complete advantage of you.

    My husband and I spent $200,000 on a new PHH home. The sales people said that as a thank you they were providing us with a free five year warranty. A warranty that applies to shoddy workmanship, of which there is plenty. We have been waiting five MONTHS for the service department to repair structural defects. Each time I contact the service manager, Tyler **, I am told they are several weeks away from repairs to our brand new, expensive home. He has told us several WEEKS for the past five MONTHS. Our home is beautiful, however once delivered you are on your own in handling cracked dry wall, unsecured bathroom tiles, reversed hot and cold water, cracked crown molding, etc.

    There are so many issues with our home but the major ones are my dishwasher doesn't work, the finish contractor used a charcoal gray caulk on my white tile making a mess of it when we told him that all the tile work needed to be regrouted because of cracked and missing grout and we can't use our master bath shower until that is fixed and we can have our tile sealed. Our soap niche in our master bath is slanted so that water collects and doesn't drain and our tile work is sloppy and crooked.

    None of my cabinets and drawers have handles although I picked the style that I wanted with the dealer. We ordered a bank of drawers in the master bath vanity and was told that the dealer deleted it off our order. One of our rooms has a large area that isn't painted. We have cracks in the Sheetrock in the tray ceiling and windows and was told that it was up to factory standards. Many of our doors don't latch. Our home does not have adequate access underneath it - it is so small you would have to be a child to use it. The siding joints on the outside of our home are not caulked and sealed.

    According to their gold key standard brochure our home was supposed to be cleaned to model home standard and it was filthy - there is Sheetrock mud all over our blinds, doors, molding, vents, floors, cabinets, and it took a long time to clean. The finish contractor had the door off the furnace while working on the sheetrock and so there is dust and debris in all our vents and we will have to hire a company to come and clean our ductwork. Their brochure says that our home was built by factory trained craftsmen and our home is thoroughly inspected before it leaves the factory - we now know that these are lies and propaganda because our cabinets weren't even anchored to the walls properly and had to be fixed by the finish contractor. And they would have known that our dishwasher doesn't drain. The window molding has not been cut properly and sticks out passed the ledge.

    There is damage to the ceiling by the fans and it needs to be repaired. We were supposed to have an electrical box and switch in our living room so that we could add a light or ceiling fan later but it was not installed.Their brochure states that our home will be finished to our satisfaction not to their factory standards. There are several new homes by Palm Harbor in our neighborhood and all our neighbors are having similar issues and we all are wondering if we need to hire an attorney in order to get some action as Palm Harbor knows of our issues but has yet to call me and come out and fix these items. We are researching other avenues that might also get us some action.

    If I could, I would've rated Palm Harbor Homes as a ZERO! The LIES began (I found out later) when we were told the home would only take between 8 to 12 weeks to complete by salesman Alex **. We were building on our existing lot that had electric & septic so it was a reasonable time frame. We were told that having the house completed by March (6 months) was not a problem. We signed the contracts in late September, giving Palm Harbor Homes in Plant City, FL a $2,500 deposit. The first 6 weeks, nothing happened. No calls to schedule a survey or inspection of the septic. We would frequent the model center so we could get answers. We were passed off to another salesperson shortly after signing. We continued with the project since we were still within our time frame. We were asked for another $6,000.

    When I questioned the salesman Mike ** about the $2,500 we had already given Palm Harbor I was told, "That money was used for the permits, it goes quickly." Not wanting to relinquish more funds, I debated, but knew that if I didn't provide the funds the home would not be completed by March. Mike told us we could write the check for $5,500. More nagging ensued to get someone out there. Finally, a site visit. Every time we asked about the permits, we were told we were waiting on them. No action on the property in December at all, not even a foundation. Come January we inquired about the permits yet again & were told they were waiting on them. We were told to have the existing home removed by the end of January.

    On January 12, 2017 we arrived at the model center questioning what was going on! I had called the county inquiring about the construction permit and was informed that NO such permit had even been applied for as of that date. We met with John ** who ASSURED us that he would check into the permit issues and have someone take the plans immediately to the county on January 13, 2017. He then told us that Palm Harbor had 90 days once the house was placed on the foundation to complete. No mention of THAT time frame before. We were also informed that John would get back with us on January 16, 2017. Well, that didn't happen. He told Mike to call us and Mike was clueless as to what was going on (an ongoing issue).

    So, as of January 16, 2017, NO house was being built, no foundation, and no other answers either. Finally, the LAST straw was when I called the county on January 19, 2017 at 4:30 pm and found out yet again that NO construction permit had been applied for on the property address. On Friday, January 20, 2017 I wrote an email to Palm Harbor Homes to Alex **, Mike **, and John ** informing them that they were to DISCONTINUE any further plans for our home. Permits for homes DO NOT take that long and you must actually APPLY for the construction permit if you plan of getting it approved. The next week we found out when WE called the county that the septic permit was issued on December 9, 2016.

    I wrote another email informing the builder, Palm Harbor Homes, of that fact since they neglected to inform me and again asked for a refund of our deposits. The buyer of the previous home on the lot will be removing it at the end of the month of February (thanks to small favors). So, come the end of February we will be homeless. This is not to mention that the storage facility where we have all of our belongings must now be extended for another year until we can build a new home. We asked for a refund of our $8,000 minus the survey and septic permit. We are still waiting to receive the "minus expenses" amount from Palm Harbor Homes that we were told we would receive back on January 20, 2017. Still waiting!! The multiple LIES and misrepresentations by Palm Harbor Homes employees goes beyond unethical.

    The ONLY thing I asked them to do was to be honest with us. We understand that things can happen and time frames may need to be shifted due to unforeseen circumstances. This company does not even follow their own mission and vision statements. Mission - To build and sell customers' dream homes that exceed their expectations. Customer satisfaction is our first priority. Vision - Our vision is to carry out this purpose by having all our builders, installation professionals and employees provide a "NO EXCUSES" commitment to total and complete satisfaction. Potential buyers - PLEASE do your homework!! The new builder we are working with only requires a $1,000 deposit! Don't be fooled by imitations like Palm Harbor Homes.

Our Palm Harbour home remains standing on our farm and has done so for over 25 years!!! And that is speaking volumes for the construction.     I won't give a long story about how we bought this home I BC and it took us 6 months to get in. I won't bother you how it failed inspection 2x, the electrical panel was labeled incorrectly, how the toilet was against the wall and was unusable, how the manufacturer put in a 30 amp dryer receptacle behind the range which needs a 50 amp receptacle, how bare 220 V wire was showing etc, etc. But, I ** long enough that Mike **, service manager at Palm Harbor Homes and Norm **, director for the parent company Cavco are coming to BC to see this abomination of a house.

    I had a great experience with them. I don't understand why people are having problems with their manufactured homes. You have to have a local inspector inspect your home (not affiliated with Palm Harbor) do a thorough inspection before the home is completed. If the home was not up to standard Palm Harbor builders would have to fix the problem. Go to ** to read all of the info you need to get your home inspected (by local law) properly. There should be no reason you have problems if you do what you are suppose to.

    They work hard to SALE you a home but after the sale they are done with you and your family! DO NOT buy a PALM HARBOR home period especially from Cliff ** out of San Antonio Texas!!! We have a brand new home with cracks in sheet rock, electrical issues, marriage line sagging, exterior skirting paint does NOT match the rest of home, endless hot water doesn't work! All these issues and WE CANNOT get anyone to respond about fixing! All we get is runaround and everyone points finger at each other. It's been the worst experience my wife and I have ever been through!

    Had this home for 7 years now. Shingles started coming up. While securing the shingles I noticed there is no felt under the shingles. WOW! No wonder it leaks. I have prepaid legal through my company. Calling my attorney. Was told by sales rep that the walls were 2x4 construction. More lies not 2x4. Told we would have real wood cabinets. Another lie.     Background: Purchased a Palm Harbor home from the Buda (TX) sales lot in June 2006. Below is a first person account (NOT hearsay or 3rd party) of the total lack of quality in this Palm Harbor home. This comment section might be long... but please read. It is for your information to avoid buying a Palm Harbor home. You buy... you will be sorry and filled with regret.

    Roof was replaced (have pics) last year (2015). Thus roof lasted 9 years. It leaked so bad... now the ceiling has to be repainted. The siding (was suppose to last 20 years) is already going soft. There are about 3 areas at the base of the siding around the perimeter of the trailer. The kitchen sink drain leaked. The fitting at the base was not even hand tightened. This caused the water to run on the shelve underneath the sink. Went around later and noticed all sinks (at the time before remodeling I had 4 kitchen/bathroom sinks) were snug at best or loose.

    The setup crew either ran out of solid concrete cinder blocks or they didn't care. Thus there was a gap underneath the master bedroom bath where the trailer was held up by... I guess by thin air. Frame slightly bent. I had the mobile trailer re-leveled prior to my remodeling. This crew (they were true professionals vs. the Palm Harbor sub'd-out crew) could not believe that the Palm Harbor set up crew did not water leveling (this is a clear hose with colored dyed water) to level my home when originally bought.

    Please follow me here... this might be a tad bit long: Double wide trailers are put together and where the fascia meets on both sides at the very top... at the apex... there is a gap. Good mobile home mfg's will custom form a piece of siding to hide the gap. Or the set crew will simply use a saw after measuring what needs to be cut. NOT Palm Harbor... they just pick up any old piece of siding. I mean way too big and slap it up. It looks cheap AND IS CHEAP.

    The BASE PLATE: Having remodeled this trailer, I have come to learn about just "how" it is built. One word comes to mind... CHEAPLY! The "base plate" (this is one your wall studs stand on) is not a 2"X4" like on a conventional site built home. Could we possibly get maybe a 1" X 4" piece of wood for the base plate? Think again! The base plate is not even, not EVEN a 1" X 4' (to be exact a 1X3 for the interior walls). In fact, I don't know what it's made out of. Wood perhaps... not sure. Given that, there is nothing to nail in your base boards into.

    The toilet are great... that is if you stand about 4 feet tall. They are closer to what you see at a day care facility for children. Bathroom cabinets: The interior of both bathroom cabinets were not painted at all. What I got was RAW OSB board. There is so much plastic in this house i.e., the outside light fixtures were not made of metal. Just cheap formed plastic. Kitchen island: The kitchen island was made OK. No complaints. But it was crooked in relation to the kitchen walls. I guess Palm Harbor can't pull a 90 from a wall.

    Paid extra to have a type of James Hardie skirting used. Did not want that cheap plastic skirting. Skirting was poorly installed and cracked later. That was about 700 bucks down the drain. The flooring is a joke. I'm talking about the sub-floor here. Got the plywood option for $2400... was a rip. Anyway, the plywood is not even 5/8" thick. They use a type of 1/2" plywood... paper thin!!! I could go on but I've been too long here. Electrical... windows (I have "flow thru ventilation... with the windows CLOSED!), etc. etc. Avoid ALL mobile homes. They do not increase in value. You will pay M-O-R-E for insurance. Guaranteed. But most of all... DO NOT BUY PALM HARBOR.

    Follow the reviews. STAY AWAY FROM PALM HARBOR HOMES!!! We worked with the general manager at the start. We told them we were cash payers and that seemed to excite them initially. Once manager got our money he was gone from company and everything went wrong. We were promised a $1500 gift card, never got it and still fighting for it, the temporary steps they provide are unstable, dangerously steep, and all for us have been injured on them yet PH doesn't want to do anything about that.

    The house has been unlevel since we moved in and they refuse to do anything about it even when we hired an engineer to look at it and he agreed that we had a major problem. We have had to have them replace our kitchen floor 4 times, FOUR!! We have had to move all our furniture and appliances every time and open up our home for 2+ days of work. Even after new floors were put in they found a way to ruin it or scratch or it'd ripple up etc. Floors along were a complete nightmare. They've done floor work in literally every room. Our drawers have completely fallen apart in our hands when we slid them out to get things like a fork. Cabinets are all hung crooked and look like crap. We "upgraded" the carpet and the cabinets... I can't imagine what the the non-upgraded stuff is like because our cabinets and carpet are CHEAP, very cheap!

    I said something to Greg ** and he said "ya the carpets and things are cheaper because it's the way they keep the cost of the homes down" but since I take good care of it we might be able to get 10yrs out of it. We moved in and found holes in the walls, crap on the carpets, scratches in the paneled walls. I had list after list after list of problems they needed to fix from the very start. We were lied to by the salesman about how long it takes to be able to move in to the house so we had to move in while they were still doing "trim out" and working on all the lists I had made of the problems I found immediately upon move in.

    The pantry door had the glass in it and we clearly told them we wanted a solid door there. And had to fight for one of those because stupid salesman did not put it on contract and they want to try and fight that if you wanted something then it HAD to be in the contract. I can honestly say, what you see in the model is nothing like what you get. The couple of trim out people that have come have said that the house is put together with one person working over another trying to pump the houses out as quickly as possible and the last thing they care about is it being done in a "quality workmanship" way.

    It's all about getting them done as fast as possible like a production line. They told me the carpet is rolled out on the concrete outside of the home and cuts are made. But while carpets laid out all the workers walk all over it in the factory so there's been paint and such on carpets that are from other homes or dirt or mud stains from the workers shoes. The carpet is poor poor poor quality and ours is supposedly the upgraded stuff. The molding and trim they put everywhere is a cardboard wrapped in paper, they even told me that's what it is.

    It's crappy quality big time, cheapest stuff possible. You will not get what you see in the models. You will get much worse. The customer service to get things done is HORRIBLE. They are incredibly rude! All of them!!! They act like everything is customers fault and try to weasel out of everything. We were promised a gift card because they wouldn't do some things we wanted by the general manager we bought from but since he left the day after we paid cash for our home they aren't wanting to honor his promise.

    Here's a list of some of the problems we've had, and remember, we have only been in it a year: hinges rusted in bathroom, kitchen drawers broke in our hands, cabinets are hungry crooked, all outlets are put in extremely crooked, doors swing shut on their own because they won't fix the leveling issue we've had since before we moved in, hole in wall from door handle (done in factory before stopper was put on), weather stripping on doors ripped up, been through 4 kitchen floors, humps bumps and bouncy spots throughout house.

    Horrible let carpet seams, carpet just falls apart to the touch, cracks in walls, wavy roof, unstable dangerous steps provided, cheap cheap cheap products, use stain pen to try and cover problems, caulk gaps on cabinetry because they didn't want to have to fix it, put quarter round on top of built in desk top because there was a big gap between it and wall and they didn't want to have to rebuild it or fix it properly so they just covered it up. The list truly goes on and on and on.

    Palm Harbor is definitely a company you do NOT want to buy from if you care about spending your hard earned money on a well built home. Once they have your money, they treat you like completely worthless crap. When you want something serious fixed, like the fact our home was never level, they tell you that it will cost them too much to have the right people come out and level the home so they can't do it for you. What?? Um, no, you're still responsible to fix our home regardless of what it costs. Just beware. They give you poor quality and will do anything to get out of fixing the issues. We were told by their own employees that they are given bonuses each month for how many houses they can do. They rush through house after house to get their bonuses! That's why you get ** work.

    I have been doing a lot of research for a manufactured home that I will enjoy. I came across one of Palm Harbor's models and then called about upgrades. It was only in discussing the upgrades did the person helping me mention that the pictures on their websites were for the upgraded model. Next to the picture of the home the price is $36,900. You have to look at the fine print at the bottom of the page to read the home shown may not be representative of the actual price. She said that the price for the model in the pictures was actually $54,900! If you are considering buying one of their homes from looking at the models on the webpage, make sure you call and ask for the real price for the model shown.

    I purchased a new home from Palm Harbor in 2004, which was to have a refrigerator with an ice maker. When the home was delivered and set up there was no refrigerator. I called and they said they had to take the one out of the home I purchased and put it into another home they sold, but would get me another, to which they did but without an ice maker. I called for approximately a year, "2004-2005" and still to this date in 2016 no ice maker! What does a person have to do to get what you pay for?

I am told things that I know are wrong because I double check on this. They tell me with the company they are working with. I love the house I picked out.     We also have decided to go with Jacobson Homes. They are excellent. Clayton had great customer service, but Jacobson had everything that we wanted in a home. They have been really fun to work with! Ask for Matt. He knows what he is doing and has a ton of experience.

    Terrible experience dealing with this store. I never write reviews, but I feel like I need to in order to save someone that time that I wasted with this company. We went to see the homes and our salesperson was unable to answer any of our questions. I felt like half of our time was them trashing other companies pushing comparisons and the other half prying our financial information from us to determine if we were worth their time. The sales rep and manager wouldn't answer any of my questions straightforward and kept asking about our financial position. I can assure you we are absolutely financially secure and only needed them to answer my questions.

    I called a few days later and again, same thing, only wanted to see my pre-approval, wanted to know my credit score, how much my loan was for, pushing for us to use in-house financing, and bashing the other companies we were contemplating using. We were just in a few days previous and the manager didn't even remember who we were!! Worst customer service ever. Their reviews are absolutely horrible and now I know why! They will not be getting any of our money, and they can keep their homes. I called Clayton Homes and their customer service was excellent and they answered every question that I had without prying me for financial information and pushing me to use in-house financing. I felt traumatized by Palm Harbor. I felt like I had been abused by a terrible manipulative used car salesmen. Janeen at Clayton Homes helped restore my perception of manufactured home dealers. Go with Clayton.

    All I can say about Palm Harbor Homes is to stay away. The workmanship in your home is not what you see in the models. What you see there is not what you get. Our cabinet drawers are all falling apart after only 9 months of living here. The trim is cardboard wrapped in paper. All of our outlets were installed crooked. Apparently they don't know what a level is. Our shower was installed improperly and our shower door does not close. They came out and caulked it to death to make it close but it looks horrible. They did not install a utility tub at the factory like we asked. It took months to get it. We had no screen door on our patio which we should have had. We were blatantly lied to by the manager about our financing. Also, the contractors they hire to do anything unusual like installing different flooring are just as bad as the factory.

    Our whole house looks like a DIY gone bad. We asked them to build us a special cabinet for our microwave/oven unit. We gave them the exact measurements and a picture, but they can't do anything custom because they don't have workers that are smart enough. They built it with a lip so we couldn't get the unit in. Why didn't they just ask if that was correct before they did it. We had to saw off the lip. It has been a nightmare. They treat you like you are important when they take your money but then they build you a crappy house and want nothing to do with you afterwards. My personal goal is to put them out of business. Biggest ripoff ever. We should have done better with our homework. So that part is our fault. They make you sign a waiver that you will not sue them. I wonder why?

    Me and my wife bought our home from Plam Harbor in Mid-December 2015. We did not receive our home until March 3rd, 2016. It took Plam Harbor 6 weeks to come out to start finish up with the construction of our home. Their "timeline" for finishing the construction of the house was 60 days. It has now been nearly 90 days. We have had our CO for the past 6 weeks and have been ready to move in since then. I have never experienced worst customer service and the continued excuses on why they are behind in the construction process.

    As everyone else has said, before you purchase the home, they are your best friend. After you buy, they could careless about you. It has been the worst experience my wife and myself have ever experienced. Since we have been in the process of buying our home, we have had dozen of people come to us asking about our home because they are in the market for a new home. We turned them away immediately. If you are someone considering purchasing from Palm Harbor in Plant City, FL, please don't. Read all of the reviews and notice the similarities.

    The factory rep in Austin seems to think that shoddy workmanship is okay. My kitchen cabinet door keep falling apart and now my shower door won't close. The factory rep said, "Too bad, I can't see sending anyone down to fix anything." Today I had a repairman come to the house and he said the reason the shower door is not closing is because it has parts missing. He may or may not be able to repair it and if he can't I will have to put out money for a new door.

    When I called about some repairs to my floors and plumbing I was told that they were not covered because Palm Harbor had filed for bankruptcy. That I had purchased the Gold Key warranty did not matter. I was told to crawl under my home to fix my floors and cut a hole in the wall to fix the plumbing. I feel like I paid for something and got nothing. How can I get my 6-yr old home fixed?

Our home is absolutely beautiful and we appreciate him making our retirement dream lake home a reality! All of our questions and concerns were addressed.     We are looking to put a home on our mountain property. I heard about Palm Harbor Homes and looked them up on the internet. I viewed their photos of the homes they offered and found several floor plans that I like. The closest place to me to walk through a model home is 375 miles away. After reading the reviews of Palm Harbor Homes, I won't bother making that trip! I have spent two hours reading the horror stories of others and am amazed at what I've read - and had never read one positive thing about the staff or the homes themselves! Customer service issues are (sadly) one thing but manufacturing issues and repair issues are a complete other issue! Thanks everyone that have posted their (horrible) incidents here - you have saved me millions! Best of luck to everyone! I will continue my search for a beautiful home - far far away from Palm Harbor Homes!

    Palm Harbor Homes advertise that they will build your dream home. Well, at the end they build their dream home, so that they will make more money. They put cheap things in upgraded homes and send out people to complete the job that not even know what they are doing! We have a new home where we had to put in new floor, new kitchen cabinets and a new roof!! If you buy a home, don't go to Palm Harbor Homes, instead go to Solitaire where you get what you order.

    The saleslady who claims to be christian lies through her teeth and the GM blames everything on the factory. They acted like our best friends when they asked for us to pay cash 100% for a discount then once we had our home ordered then the problems started. We could never get the head guy on the phone and the little saleslady acted like she had no control of anything then we always had to leave a message with someone that's the operations manager and she was never available to answer our questions. Then we would get her to calls us and she would tell us that Mike ** is the only one that could help us. We then called Corporate then a call from factory and back to the OM and then back to the GM Mike **. We have had our home for a year and we still don't have things fixed so I just did it myself. Please don't believe anyone in this office.

    Purchased our home 7 years ago and for the last 4 years have been fighting with leaky roof. All roof vents were improperly installed. Shingles installed wrong. Called about it. The local factory had been shut down and since we did not purchase the gold key plan they would not do anything to fix it. Shingles have 25 year warranty but doesn't cover installation. With all the roof leaks we are having to replace Sheetrock ceilings which are crap. They have no screws, nails or staples. Ceiling Sheetrock is held in place with expanding foam. Explains why all my ceilings are cracked at the joints throughout my home. Floor marriage line is uneven because there is a big bolt stuck in it. And electrical to main pole is spliced under the home. Wish I had never went to Palm Harbor. What a waste of money. But now we are stuck.

    In 2014, I bought a home (Evolution) from the Austin-Ben White/Hwy 183 locations. It took nearly five months to get it built and delivered. During this time the salesperson was my best friend for months and months. She even invited my husband and I go to Germany with her and her husband for the Christmas market. Soon after I signed the papers and called she is too busy to take my calls or even return them. The service coordinator at the Ben White office was also friendly and told me she would take care of everything that need repairs. THEN when the home was delivered and problems began she won't take my calls or return my messages. I have left a list a mile long of call records.

    I have had nothing but disaster trying to get the repairs done. The in the factory repair dept has been great but he has his hand tied and apologized numerous times for not getting the repairs done. They have been out at least 9 times on some of the same problems. I have popping and creaking in our floors ALL over our home. They come out and cut holes in underbelly then put some type of wood shims or metal brackets to stop the creaks. It stops where they put the shims and then within a few feet another creak pops up. It has happened every time they come out to work on this problem. All they have done is open up an expressway for the mice to enter my home. I have to put out traps to control them. IT'S A BRAND NEW HOME AND I SHOULD NOT HAVE TO DEAL WITH MICE!

    Then I have horrible cracks in the marriage lines. They tape and float the area and now it looks like crap because there are so many times (3) it's been worked on the tape and float are worse than the cracks. My interior and exterior doors won't close all the way so they come out and just screw the screws in more to do a temporary fix. NOW it's worse.

    The BIGGEST problem is my air conditioning system. My home is 3192 square feet which SHOULD BE a 5 ton unit but they installed a 4 ton unit. In the summer it runs continuously and my electric bill is out of control. I have had two different companies out to check it and both say it's the wrong size. I had to pay for both companies for the service calls. Palm Harbor sent the company reps out and they tell my husband and me there must be a crimp in the hose in the ceiling somewhere but when they get back to the company it's a total different answer. I even contacted the state on these problems and they got a few taken care of but the biggest problems still remain. No one will take the responsibility for getting our home repaired. All I get is I will trade the AC unit out with a five ton on the lot and then find a place for the four ton. NEVER happened only excuses why it won't work. I call BS on all the excuses I have gotten.

    I can't put a AC filter in where it is manufactured to go because the area is where they installed the freon lines and electric lines to the inside unit. SO again I am told to contact the company that installed the unit. They say they did not install the inside unit (which is correct) and that PH should fix the problem. More excuses from Palm Harbor. I have to tape a filter to the return air vent. That's nice. *more to come* I could go on and on about the repairs needed but the most important thing I can tell you is if you are planning on buying a manufactured home please do not go to Palm Harbor anywhere to buy, it will we the biggest mistake you can make.

    Contacted Mike ** in Millersburg, Oregon regarding a roof leak. Even though it is past their 1 Year warranty and the roof is leaking through the can lights in the ceiling, they have offered $100. Now, we don't live in this Park Model as it is on a recreation site for random use. In talking to Mike ** he indicated that this particular park model with the double loft has in issue with the ridge vent due to the 2/12 roof slope and the flattening of the ridge vent in the hot sun. Then when it rains the rain tends to pool up on these now flat roof vent shingles and backfeeds in an around the hold down nails leaking inside.

    So Palm Harbor won't take care of a major defect in both workmanship and a degraded ridge vent that potentially will allow rain into the house. My Park Model is a whole 2 years old, and because the hot summer didn't happen until the 2nd year of ownership, We are ** out of luck and Palm Harbor is dancing away with our monies. Don't skimp on the price because you will lose in the long run. Washing our hands of Palm Harbor thanks to our attorney.

    We move in our home in 2006. Bought it new. Within the first year we guys from the factory back in several times. My tile in my kitchen started coming up, the grout was cracking. Line down the marriage wall cracking. Three years later I had a leaky roof and tiles cracking in my kitchen floor. The tiles are cracking because it was laid straight on the subflooring. Called about my leaky roof, was told not their problem because the levels on our modular home weren't checked. My home is on a permanent foundation. Got nowhere with them. The roof is under a 10 year warranty. Still got nowhere. Still going to try again.

    Well, Palm Harbor itself has been relatively OK. The unit I bought is OK but still needs some follow up by Palm Harbor. So far, they've been pretty good with punch issues. So, satisfied now but we're still not completely finished. The problem is with Palm Harbor associates - which, disappointingly, Palm Harbor likes to separate themselves when the going gets tough. Palm Harbor basically told me to get lost when I needed them most. Factory Expo - the PH partner sales group - pulled some unscrupulous moves on me - a Palm Harbor customer - but when couldn't get satisfactory resolution from FE, Palm Harbor tried to make it clear to me that they had nothing to do with them. Well, they do - plain and simple.

    This rejection came from high corporate ranks and not from staff who were/are perfectly fine. Factory Expo shoved an unscrupulous contractor (ProSet Services) my way and then gave them all of my money - 100% of it - in exchange for receipts (so says FE) for completed work. None of the work had been completed and most of it not even initiated - so, receipts? For finished work? You fill in the blanks. It left me helpless with ProSet which is a company as unprofessional as you can get. They accused me of obstruction, sabotage, causing delays (caused by them) and blackmail. FE continued to put its head in the sand, and PH told me to get lost - leaving me as a feeding station for "un" ProSet.

    Well, since FE pushed this thing called ProSet on me - took all of my money... right wrong or indifferent - I expected FE and Palm Harbor to treat me like a customer. They didn't. So, if dealing with PH and FE, beware. Don't set yourself up as a victim as I unwittingly did. Beware FE - they may try to use you as they did me. ** is my EMAIL if you'd like some samples of their written nonsense - from all 3. I have to say again, the field staff from PH have been professional and do quality work. They did some relatively big repairs to my home and did it well. It was a pleasure meeting and working with them. PH management? Well - that's a whole different story.

    This whole "adventure" tops my list as one of the most horrific dealings I've ever experienced. The people at FE (some) have been sneaky and the folks at ProSet - well - the worst of the worst - do a background check on all of them. You be the judge. Palm Harbor would do well to take charge of their associates and initiate measures that, as these entities represent PH, assure a good customer experience 100% of the time.

    I bought my home in 2006. I actually started in 2005. The sales staff loves you when you first come in, but dump you when it is time to get your home set up. We were homeless for 2 weeks, living in tents because they didn't do their job. The kitchen cabinets are a disaster. Contact paper is pretty much what they are finished with. We were supposed to have a Carrier air conditioner, have something called International that is about shot. Yes, we have been here almost 10 years. We take good care of our homes, and we have had so many issues it would take a book to list them. Our sales staff no longer exist. Shortly after we bought ours they closed down. We have had roof leaks, plumbing leaks, doors in the wrong place, siding coming off, wrong color siding, wrong color shutters, steps we paid too much for not made of pressure treated wood, wanted electrical switch for generator, wasn't installed, tile floors cracking.

    We have corrected many things ourselves and still working on others. The kitchen floor is a mess. I dropped a glass on it, glass bounced and didn't break but big chip of tile broke off! I will eventually replace. I know Palm Harbor will not fix anything. We fought that battle until my husband's health was so bad that became most important to me. He died last year, and the issues with Palm Harbor contributed. I plan on living here for about 10 more years, then selling. By then, all the crap will be fixed at my expense. It will be a better home than I bought. Yet I will probably not make a profit. Getting too old to put up with this stuff.

    From the very beginning we received bad service but we thought ** (our saleswoman) was new so we gave her the benefit. Worst thing ever. We set up an appt with her and she brought us into her office. Immediately she began to talk about credit and other things. She was excited to show us around until we refused to let her run our credit. Once we looked around we found a home that we were interested in and decided to let her run our credit. Once she saw the excellent credit history she was ready to walk the soles off of her shoes. We told her that we were still looking a different options. Then we made the worst mistake ever. She talked us into give her a $1000 deposit check with the promise that no monies would be spent without our consent and we could receive a full refund if we decided not to buy a home from them.

    After a few weeks of going back and forth, we decided to go with another company. Now, before they can refund our money we must prove that they cashed the check. CRAZY!!!!! Why should I have to prove you cashed my check. Shouldn't your bank account prove that. Once they knew we were not buying from them ** and ** were extremely rude. Not sure what I am going to do but it's not going to be nice. DO NOT GO TO THE PLANT CITY, FL LOCATION. TOTAL CROOKS!!!!

    We've had numerous problems with our house in the last 7 years. At first, Palm Harbor sent someone out to attempt to fix problems and then they disappear. They did send someone to square up the transom window over the door but he was unable to square a door frame we had problems with. We gave up on it. We were supposed to have tray ceilings, like the model home we saw, but we received flat ceilings. We found out that the salesman, **, at New Era (out of business) did not write it down. The contractor, **, quoted an outrageous amount to change the ceilings so we declined. His workers had torn out the dining room ceiling before getting the authorization so they patched it, doing a terrible job.

    Over the years, we've found more shortcuts that were taken including this last problem -- Palm Harbor installed a front porch across the entire front of the house which has a staircase to the ground. We've been replacing spindles on the railings, replacing railings, as well as steps. Palm Harbor used untreated lumber on sections of the porch railings and spindles, which have rotted. They were supposed to use treated lumber. Did they save that much money by using untreated lumber????

    Also, several of the steps were installed upside down. That would be the fault of the contractor for the steps. The contractor, **, did as little as possible and disappeared before finishing the job. (He had the nerve to work on the house next door and promise to finish ours but never did.) We've spent more money on this porch than we ever dreamed and we haven't replaced the entire porch yet. It's only a matter of time before we have to replace the entire porch as well as the deck on the back of the house.

    I read the comments someone wrote about paint colors. We picked out a color from a sample sheet for the exterior and though they said it was the color we picked out it, it turned out a lot darker than we expected. We expected a cream color (I think they called it butter cream) but it came out yellow. When we complained, they said we would be charged to paint it. The interior color was also wrong and the contractor changed it but it still was not the correct color. I believe New Era had different color samples than Palm Harbor. I would not recommend Palm Harbor or ** or **.

    Went to Palm Harbor Conroe was greeted by sales rep. ** who wanted to sit down right away and discuss finances, credit and all other personal information without even allowing us to view homes. I explained that we would like to see what was available first and if we would even be interested in what was available. He stated that he wouldn't show the homes until all his information was obtained. So we promptly left and will never return. What a way to make a sale ** - "way to go." It's difficult to trust a person when the first thing out of their mouth is *give me all your information before you even know if you want or like my product* - what a joke!

    They took the 500. They sold 2 pieces of property that was suppose to be ours out from under us. The 2nd they even said we could move stuff into the garage. 2 days before we are to move out of current, we are told there's a option pending on that property and they try to send us to another. So here we are with 2 babies and animals with no place to live. They won't return phone calls and when they do they rush through and try to get off as quick as possible. So now we are done with the runaround. We have to go get our stuff from the garage and take off a lock we put on. We had expected a hotel stay for a few days while the home was getting set up but now we have nothing and can't afford to stay in a hotel for a month! We are out of options with newborn babies and animals. **!

    I was thinking about buying one of their homes... After reading these reviews, I contacted the company by email, and asked them if they resolved any of these people's problems. I also gave them the link to the reviews site. I asked them if they confronted these issues.... The manager never wrote me back. I called, and asked and always got transferred to voicemail. I then sent a email to the company stating how they should be ashamed for even putting Palm harbor homes as their occupation. It's a pathetic joke of a company. I truly hate them. No intentions of ever being a respectable company, no intentions on making things right... Like I said, Pathetic. So obviously I found another builder and I'm having a fantastic experience with someone else.

    Has not kept up with the upkeep of our Condo. In the last 6 months I have experienced 2 Common Drain problems That the plumber has Identified as P-trap/Common Drain problems (behind walls). All in which should be covered by the association. Nothing has been done since. It has been very costly to me,

    my tenant and neighbors. I would like to know what can be done about this matter, I'm getting extremely upset with the lack of work being done. They have no problem cashing my maintenance check every month. Let's see If the State can light a Fire under their butts and get thing rectified.

    My brother and I anticipate buying our own place within 1 to 5 years. When the weather is nice and we're both off, we like to go around the manufactured home lots and look at what they have. Inventory and styles change often, and when we're ready to buy we want to go in and say, "This is what we like. This is what we have to have. This is what we really don't like and won't have." On Saturday, November 8th, we visited Clayton Homes and Greg Tilley's Homes in Bossier City, LA. Then we stopped at Palm Harbor Homes. At the first two places, we had excellent customer service. We went into the office, asked for lot maps, and explained our time frame. The salesmen encouraged us to look at whatever we wanted to and then come back and ask them any questions we had. When we asked for floor plans, they were happy to give them to us, and again let us know that we could contact them at any time with questions.

    When we came to Palm Harbor, the parking lot was empty and we were initially concerned that it was closed. But the office door was open, so we went in. After a minute a salesman came out to greet us and we asked for a lot map. He took us back to his office and we gave him our time frame. He fumbled around in some drawers and then left his office for a minute or two. When he came back, he said they didn't have any lot maps. I then asked if the units had names on them, or numbers, so we could come back and ask for floor plans of those units we liked.

    Again he fumbled in some drawers, went on the Palm Harbor website, found some floor plans, and again left his office for three or four minutes. At which point my brother looked at me and said, "He's trying to get rid of us. Want to just leave?" I felt that would be rude - and if the salesman was trying to get rid of us, I was not inclined to give him the easy out. We didn't ask to be brought back to his office, after all. We just asked for a lot map. Finally the general manager came back. I can't recall what he said verbatim, but after he was done I summarized it back to him with, "So, basically, don't waste our time looking at your lot?" His answer was a simple "Yes." Translation: don't waste HIS time if we weren't buying that day.

    Every manufactured home lot says the same thing: "We can give you the home you want. We can modify floor plans to exactly what you're looking for." So regardless of where we buy, we know we can get what we want if we're willing and/or able to pay the price. So who we actually buy from is going to depend a lot on how that particular lot makes us feel. We're not going to base it on one visit either, but over all the visits we make. Salesmen change as often as the floor plans do, after all. We'd had one not-positive experience with Palm Harbor where they said they would email us a copy of a floor plan with some modifications we had asked about, but never heard from them. This was the second negative experience we've had with them.

    When a general manager doesn't even want you to look at his units because you're not buying immediately, it says a lot of negative things about future relations. A sale worth around $100K in the next year to five years should warrant at least 5 minutes of his time when there are no other customers on his lot, no other cars pulling in to park. Simply having a car IN his parking lot, letting others know that they're open, should be worth five minutes. Letting passers-by see customers walking his lot and going in the units is worth that five minutes.

    I went in to their office asking for a lot map and expecting to be allowed and encouraged to look at their units. Instead, I had my time wasted and was essentially told I wasn't worth their time because I didn't have my pen poised over my check book ready to make a deal. I also posted on their Facebook account my experience not too long ago. Within 15 minutes, my post had been deleted. No company gets 100% positive reviews, but any company that will not allow negative experiences to be posted and responded to suggests that the company has something to hide.

    First of all, we were lied to from the beginning. I nor my husband’s credit is great but between the two of us I would think it would not be a problem. Tried to work on our credit or fix it which was fine. Secondly, they take money for an appraisal which come to find out was gotten off the internet and was over 12 years old, so our land was appraised at 3 times less than it actually is. Then to top it off after almost 1, yes one year after trying to work with these people, we just gave up and wanted our money back. They or supposedly the bank kept almost $500 for the appraisal. What a rip off. I was so upset. We really had faith in them and we're hopeful, believing they were a good and trustworthy company. And when I did go to get the money, the manager that was helping us didn't even show his face.

    Buyer beware! We bought a home from them 6 months ago and it has been a nightmare. We are young buyers and also expecting a little one, and we wanted a house for our own. We were lied to from the get go. We were never told it was a repo house and we were told everything was fixed. We had plenty of questions and the manager had told us not to worry, that it was a palm harbor certified home and we have a year warranty. Well this is all bs. In the first month we had problems with the toilets not working, leak under the kitchen sink, air conditioner didn't work, and the water heater didn't work. We felt betrayed then.

    But now 6 months down the road and our aerobic system pump went out and then we found out that Palm Harbor never dumped it. There were so many condoms in there it was sooo nasty! We paid 720 that day. Then the walk in shower had a leak in the bottom and underneath the house is full of water in the insulation. Come to find out they just covered the crack with something so we couldn't see it and now it has worn out. This is 2600 to replace and fix. Our heat doesn't work, still don't know what is wrong. Even our fan on the fridge went out. Palm harbor doesn't care about your problems. They got the sale and that's all they care about! Now that I have a 3 week old baby I'm having to fix everything that should have been fixed before they sold the house. They are dirty crooks... Don't buy from them!

They would rather not work with me and push me away and give me my money back a month later. Went to another place and found out that Palm Harbor lied about multiple things!     We went to the Palm Harbor that was located in Zanesville, OH back in 1999. We picked out a house and they told us it would be like $600 a month to finance. We then told them we wanted a basement the price went up to $897.67. They totally destroyed our property with their people they hired to escalate the land. They did not give us a basement. What they did was throw down a piece of plastic. Throw gravel on it and called that a crawl space. The worse part is you can't crawl slide or anything in that space. No one can get under there. Now we find out we have leaky pipes under the house. They did not do the sewage line under our house right and they are leaking so we have sewage under our house. Air conditioner is leaking somewhere under the house and no one will - can get under the house to fix it.

    Also our house was suppose to be on a permanent foundation and filed through the courts as a real house because in Ohio that is all you need to do that. They did none of that. We just realized a week ago our house is just tied down like a trailer would be. I was upset in 1999. Tried to get an attorney but did not have the money to do so. I reached out to Palm Harbor many times but they never attempted to make anything right with us.

    My dad and his girlfriend were in process to buy a home. They did paperwork and even made a $30,000 down payment. THE GM "TREY **" from the Conroe location gave them a runaround, NEVER returned calls, never moved forward with the process as if he wasn't interested in selling a home. My dad withdrew and requested his documents back. The GM refused and said NO due to my dad wasting his time WHICH it was the other way around. I called and tried to reach a VP to explain the hassle and request of refund and all I got was a phone call from some snobby unprofessional woman that gave me a runaround and a very bad attitude. These people have no respect much less any sales experience. DON'T WASTE YOUR TIME ...

    Everything was great at first but when we started talking to a sales guy. He was willing to answer any questions until we told him that we were just looking right now and it would be 6-8 months before we would be buying. After this came out, he would not give us the time of day. He gave us a map and sent us out the door. Everyone was walking around with someone they could ask questions to, but I guess because we didn't come with cash ready to buy, we were not good enough to be there. My husband and myself felt like crap when we left there. Never ever again will I step foot in Palm Harbor Homes.

    First of all this started out as looking for a modular home layout that would work with the land I have already. The meeting started off good until they found out I was not buying in the next 90 days and went downhill from there. You would think the model homes would be perfect sitting out front of their plant, far from it. But after see their work, it shut me down from looking. Now the floor layouts were nice, the building were crap. I have never seen such crappy workmanship. There is no dollar value in their homes. You'll get more bang for your buck in block and stick built home. I have seen better workmanship in travel trailers and 5th wheel campers.

    The worst home I have ever lived in!!!! First, I bought home 2 years ago and we had major problems with the man who sold the home to us from the very beginning. For one they started building it prior to us signing paper work and when we wanted to make tile changes, carpet, etc... they told us "too late". Okay so we dealt with it. Second, a week prior to delivery we had a passing in the family and knew funeral would be around delivery date so we called to make later arrangements. To which they replied "Okay no problem". But when leaving to funeral home, here comes our mobile down the drive. NO RESPECT either. Last but not least, here we are 2 years down the road and our home is falling apart. Cabinets fall off constantly, tile comes up in corners, trim falling down and a ton of minor things. In my opinion shop around before EVER considering Palm Harbor as your newly built home.

    My Mother purchased her home from Palm Harbor in 2008, on the surface everything seemed fine, that is until you try to get them to take responsibility for any repairs. In 2010, I called the company to let them know that the seams to the inside of the home were cracking. I was told that it was normal and they sent me a patch kit, what a joke; there is cracking above the fireplace, and cracking in the seams where the home was put together in almost every room. In 2011 the skirting came off one side of the home, which cost $500 to repair. The most recent event was the roof leaking and after calling Palm Harbor and having my calls disconnected every time. I decided to email them about the roof.

    Silly me, thinking that a roof of a home has a good warranty I was told that there is only a one year warranty of the roof that cost me $300 to repair. I would not buy a home from Palm Harbor if someone paid me. The gutters on the home are not installed correctly, there is leaking in between the roof and the gutters, from inside the house it looks like the whole thing is going to crack into two parts and their customer service definitely leaves something to be desired. Once the sale is done, so are they.

    Well my parents purchased a Palm Harbor home in 2000 for myself and children so we could live next door to them, and things were great so we thought. They were very nice, attentive and professional until the papers were signed then all hell broke loose. For starters, they hired a contractor who let a 16-year old boy drive the back half of the house in, but they had to go through my parent's backyard with the trailer half. They were told about the drain field and they said they had "pads" to put down for protection, but they didn't use any and the kid drove over it and collapsed it. My stuff was in the basement and it flooded all over my stuff and ruined it. They said they would pay to fix it but when the bill came, they denied it so we were stuck with it and not to mention the fact that all of my stuff was swimming in crap water.

    Finally, when the trailer was in place, we noticed that we were missing a lot of stuff like a garden tub, real wood not fiber board, double sinks, a chandelier, a light in the huge living room, light in the small bedroom closet, and oddly of all paint! They never put any dang paint on the walls. The cupboards collapsed FIRST DAY, but let's back up a bit here, shall we.... Ok we had to wait forever it seemed to get the numbers from them to put on our house because they said they had to come from them ok.... Then the guy who sold us the house was supposed to come do a walk through but he never did, nobody did. In fact, there were cracks in the walls they said they would fix but never did. Ok so we move in and what do you suppose happened besides the cupboards collapsing???

    Well, the kitchen counters were not attached to the walls. There was a computer stand built in to the kitchen that I had told them I didn't want. Oh and our water heater quit completely within the first week. Also, the idiot who worked on the furnace left the darn instruction papers inside of it causing it to burn! Did the built in electric smoke detectors alert us? NOPE. In fact, they also never worked. Now they did send someone to attach the counter tops, but they never finished. The floors in the laundry room, kitchen, and both bathrooms ballooned up when the heater kicked on what the hell??? They guaranteed our home to be pest free but within the first month, we had ants and they said that was our problem. I asked to speak to Jason, the man who we dealt with until the papers were signed and they said they had fired him.

    It was all so fishy and we were naturally screwed. 13 years later, we sit here in a broken down home that we are stuck with and that is splitting in 2 (it was never level anyway as the cupboard fixer pointed out). We are and have been angry about the way they treated us and apparently everyone else who has dealt with them and they should be held responsible for those of us they rear ended. Well, that's what happened and as far as the consequences? Well, like it usually goes when you are rear ended, the guilty party gets away with it and you are left with a very sore ass.

    During my purchase customer service was good. But once the paperwork was finally signed, customer service went out the window. I would call the general manager, Nick **, but he would not take my calls and would not return my calls. I specifically requested an electrical outlet on the outside in the back and the front. I only got one in the back. I kept calling with no avail. Finally in May, Nick ** called me to tell me that he had found someone to come put the electrical outlet in the front for me. I waited and waited. In the meantime, someone called me to do a survey. I was as honest as I could be and I explained all the problems I had and how Nick ** would never call me back or take my calls.

    I guess they in turn called Nick ** and told him the final "score" on the survey. He was not happy about that and sent me an e-mail (he will not return phone calls still) stating since I had given him a low score he would no longer do anything to my home especially the outlet in the front. I sent a reply telling him he got the score he deserved. In the meantime I still don't have an outlet in the front as I had requested from day one. I actually had to go through his office manager a few times to get repairs made. Nick ** should not be a general manager. With his customer service skills he should not be allowed contact with customers at all.

    My husband and I purchased a home in 2001 from Palm Harbor Homes, Tempe, AZ. Right from the start we had nothing but headaches and problems with the home. We did the inspection and wrote down several defects and items that weren't done or weren't done properly. It took over a year to finally get the majority of repairs and corrections done. The cabinet doors in the kitchen kept warping until they finally put in solid wood doors. One of the cabinets had to be replaced, still have cracks in the walls.

    Master bathroom sinks had to be redone. The list is an ongoing problem, but the most recent one, on 8/7/2013, that occurred is that the cabinet that they replaced fell off the wall and onto my 2 grandchildren. The cabinet wasn't anchored to a stud nor did it have wall anchors to hold it in place, just screwed into the dry wall. We had to call the emergency department to make sure that they were okay. I tried to call the numbers that I have to report this and none of the numbers worked. I finally found one in Texas and they informed me that Palm Harbor Homes filed bankruptcy and were no longer in business, but that they had bought the company and aren't responsible for anything prior to their purchase. This is so wrong that company put us all in danger by not properly installing that cabinet and now I have to fix their mistake. DON'T BUY PALM HARBOR HOMES. If I could I would buy my house from someone else.

    I bought the home in Dec. 2006. My oldest sister in Vegas had heart surgery shortly after I signed. I told them not to bring the home out until 3 weeks later in Jan. 2007 so I could see it. It goes downhill from there. Improper set up, no foundation support, buckling floors, walls and ceilings (home is not even 6 years old). Rugs are worn thin. Double wide halves don't match, plumbing - sinks, toilets; electrical - oven fire twice. Also, examine the invoice before you sign, then make sure you have items in the home - I'm still missing items.

    We moved in to our new home in 2000. The first month, we had cracks in our home walls from the house settling. When we called Palm Harbor, we were told that it happens to all homes and we were responsible for resettling our home. They never told us about this when buying the home. They never sent someone out to fix the walls so between my husband and myself, we were left to deal with a new home falling apart. To this day, the leveling is still off even after paying a contractor to come out and fix the problem. The first three weeks of having the home, we had a hard rain. There were leaks from the living room throughout the kitchen.

    When we called Palm Harbor, they sent someone out that I'm pretty sure didn't know what he was doing because we continued to have problems. We were told it was fixed but a few months after when it rained hard, we still had problems. If I had to do it all over again, I would live out of my car rather than buy from Palm Harbor. It would be a lot safer the way I see it. I have mold growing on my windows. I clean and clean and it always comes back. Not sure if it can cause health issues but I've never had so much problems with my allergies until we lived in this home. We can't afford to move because we still owe on this place. Not a happy customer and would not recommend others to Palm Harbor!

    After getting a loan approved with CountryPlace Mortgage, we were told to select a modular home from Palm Harbor Homes in Plant City, FL. Palm Harbor Homes sales person was eager to collect ~$12,000.00 cash from us for escrow used towards land clearing, permits and starting to build our so called 'dream home', and select carpets, tiles, and details to the home. After some work done, they requested $600.00 more cash. Soon after, CountryPlace Mortgage called and informed us that the appraisal was lower than the loan amount needed. And in order for us to proceed forward, a ~$45,000.00 cash is needed from us. We regretfully used all of our savings and therefore, Palm Harbor Homes is going to cancel any further constructions and 'promised' a refund after deducting all their fees. We feel lied to, misled and scammed by this. We hope no one else has to ever go through this heartache and disappointment.

    We tried to buy a Palm Harbor home some years back. We had to pay several hundreds of dollars for fees, got a loan approval from a reputable bank, etc., everything a green light go, but we never got anything from it. There is no work on the property, no home, no evidence of the permits that the salesman claimed were pulled. Instead, we spent a year, both the husband and I, having to take time off work to drive up to Plant City two to three times every month to "re-do" the paperwork because of increasing construction costs. After a year, the original price of the home had almost tripled, and the salesman was always wanting more cash money for one reason or another. We finally got fed up with the crap and told the salesman to take a hike.

    I was offered a position to sell homes for Palm harbor. With a company this large, my guard was down and I expected fair trade practices. What I did get was mismanagement to the poorest degree. The company allows salesman to sell a home at any price they choose. Say you get an inheritance walk in to pay cash, since you aren't going through a bank, the finance company doesn't have to be involved so there is no appraiser. So instead of paying the real retail price of $52,000, you end up paying $72,000. When I questioned the practice, I got snubbed by the company. I resigned.

    I paid cash for a triple wide home in February 2011 and I moved in at the end of June. I still have no copy of the paperwork, title or anything. I cannot file Homestead exemption and I cannot get any problems fixed. I never get returned calls. The first manager got fired, so I hear. The second manager quit. The third manager quit. I guess there is now a fourth manager. I have called the VP in Dallas but they have not returned my calls. I have turned them into the BBB. Palm Harbor Homes have filed bankruptcy and Fleetwood has taken over until they are sold. Be careful with these people.

    Stupidly purchased a manufactured home through Palm Harbor. This purchase was to accommodate my disability as I am paralyzed from the waist down. I was assured the home would be built to ADA standards as well as the expected standards of a new home. None of this happened. My ADA bathroom was built for someone who could walk, nothing was altered to accommodate me.

    My family had to do the necessary changes for me to even have access to the home. Also the stem wall / foundation was installed against regulation but somehow they got that approved. The land was not graded correctly so now we have a flood factor. All the financial paperwork was a mess we had to re-do the paperwork 4 times and it is still not up to legal standards. Palm Harbor did not install phone or TV jacks as was on the plan, supplied the incorrect kitchen sink, installed a broken stove, just waiting on the refrigerator to go out as we have had problems with it also and this home was just delivered.

    Palm Harbor insisting on payments and we don't even have keys yet. The plumbing under kitchen sink fell apart, windows installed broken, paint over spray everywhere inside and out. Floor squeeks like the jacks are not installed correctly so I know if and when we ever take occupancy someone will go right through it. Horrible and I mean horrible customer service and their contractors are liars and thieves at every turn. I now regret ever doing business with them and will regret it until the day I die.

    This home was for my family on our 6 acres of property and if there was a legal way to have it removed without penalty, I would have them come get it. Also, I was sold a 4 bedroom home, but now it is called a 3 bedroom home with a den as they named the house and cut a huge doorway in the 4th room without our knowledge then we were promised they would come back and fix this door once we passed inspection. That never happened. In the site contract we had to demolish an existing building to accommodate a 4th bedroom, paid for that, it was removed, but they left the foundation and insist this was not part of contract. Well, it is in my paperwork for them to do so. I have no idea how these people live with themselves.

    So at this point, we owe payments on a crappy house, that we don't even have keys to. Please no one ever deal with Palm Harbor. They were kicked out of Arizona and Nevada so let's just hope they run out of states to rip people off. There is so much more I could say, just everyone know these people are the lowest form of life on the planet! They lie, cheat, steal and forge documents at will. You will be sorry and ruin your life as as your family's if you deal with them. They make up their own walk through paperwork also and I have seen where my initials have been entered on paperwork I have never seen. If they had not been kicked out of Arizona, I would be picketing them daily as unscrupulous thieves and liars. I know used car salesman with more integrity. They also have no morals or ethics.

    I have spent thousands on correcting their building errors, their paperwork errors etc. The fight is out of me at this point, I have ulcers, I don't sleep, I have been bed ridden with illness ever since this started. The worst part is I have ruined my family's future working with these people. Believe me, I tried to accommodate these people at every turn to "just have it work out" and still they screwed me over at every turn.

    The economic damage is uncertain as I want them to come take the house back and call it even. If not I have no idea what legal fees I will be facing. As for physical damage, there is no justification for what they have put me through, being paralyzed for the last 35 years I can honestly say that Palm Harbor is the worst experience I have ever had and that includes my accident that disabled me.

    We bought a mobile home from palm harbor and when we bought the home they told me it was a show model and had been on a lot a short period of time they shpwed it to us on a computer and we liked it we didnot see the home until they set it up on our lot the crew they originaly sent to set up the home they fired and the got someone else after instaling the home i had to call them back several times to level the yard they did a poor job of that thy left the house with the bare wood showing in the rain for at least 2 moths before they put the siding on it then they put differnt colors of siding on the house and i ahd to call them back to change that there are pencile marks all over the siding and it does not fit right the skurting does not stay fasened to the trailer the littlest wind and its every where the floor in the kitchen is still not level the window on the side of the house is crooked the carpet is fraying and looks terible they promised me a double door frig i never got it paint and cauk is craking on the outside of the home we have had to replace all the blinds in the home they fell apart there are craks in the celing cabnets saging the overall aperance of this house is terible and we were not told about this trailer being manufactured in 2005 until the day we went to close and then were told if we wanted to back out it would cost us the money we put down on the home we were decieved the home was only supose to be 1 yr old and i ahve ask them for my money back or to give me a new home

    We purchased a Palm Harbor home in December of 2006,It is a single wide 3 bedroom, 2 bath. we had it custome built brand new and received the home Febuary 15, 2007. Since we have lived in our home, every cabinet door has fallen off, our ceiling has come apart in our master bedroom and our roof leaks. We first noticed around July the roof leaking and water running down the wall by our fire place. We went to Palm Harbor for repairs see as how our home is under warrenty, and never got a response from the service repair department.

    About 3 weeks later we found that the 2 bed rooms in the back (where our children sleep) also had water damage on the walls and rust stains running down the walls from the moisture. We then filed another report with Palm harbor for repairs. It was not until a month or so later someone finally came out to the house to check the damage and repair the things needed, this occured in late September. ( about two weeks ago). Just from the exterior damage we need 13 wall panels replaced and it turned out to be our ac unit not flowing properly and making the back rooms fill with moisture. about 3 days ago we had the ac company come and fix that problem; however we are still waiting for our wet walls to be replaced. One of the walls was pushed in and is almost off due to the water damage and we are starting to see the signs of mold. This is October, we started complaining back in July and we have expressed the concerns for mold setting in since then. To this day nothing has been repaired. After seeing mold starting to set in I immediately contacted palm harbor and what a shock, they did not seem to concerned.

    I have children, and I myself am pregnant and we can be exposed to possible sickly mold, but who cares right, Palm harbor does not seem to concerned about it. All they told me is that they will call the wharehouse and see hwy they haven't been back to replace the walls, and I filed a complaint with the Regional customer service manager and her response is, not all mold is sickly and not that I don't believe you, but I have to investigate it first and I will call the warehouse. I AM LIVING WITH POSSIBLE MOLD IN MY HOUSE. If a house has mold in it the house is condemned and quarentined and people can not live in the house. But hey, like she said not all mold is sickly and we are still playing the waiting game. PersonallY I feel we should get a new home out of this and Palm Harbor bite the bill for this home.

    Palm Harbor strives on being the best built manufactured home and best quality. This is the worst home we have ever lived in that was a manufactured home, and I've lived in about three or four manufactured homes and they were well over 10 years old and never had a single problem, they were not Palm Harbor homes. Is there anything we can do about this situation?

    Where can I go to file a complaint against the company and get something done, if this is not the correct place to go.

    When our home was set up, it was put in the wrong location and facing the wrong way. We never had any grass planted in our yard and consequently have running gulley rivers and holes all over the yard, albeit some weeds are growing there. There is a horrible smell from the sewage tank and standing, stagnant water throughout the yard.

    The floor in the center of the house, running the entire length of the house is uneven and there are pockets of little dips in the floor as well. The carpet that was put in is incorrect and some of the wood for the cabinets is buckled and bubbled. We were told by 5 different people that these problems would be corrected but to date it took us over a year to get the heat/ac fixed and one floor tile!

    This is a letter I forward to Palm Harbor.

    To Whom It May Concern:

    I am writing this letter as it is getting close to us having our Palm Harbor Home for one year.

    Let me begin by stating that we are very pleased with our home. The layout, floor plan, the beauty of it is awesome. We could not have had it designed better. Everyone who has seen it has fell in love with it. This will be our home until we die or the Lord comes back.

    Now let me tell you the downside, which is the service or lack of. Our experience with Palm Harbor started out good. The sales people were really helpful in getting us into our home. But after that, our experience has been a nightmare. My husband is not in good health and the problems we have experience this past year with this home have cause him to have several ministrokes.

    I will try to list some of these problems, however, they will not necessarily be in order of the occurrence:

    1) When we purchased the home I asked if we could have a ramp in place of steps due to my husbands health. We were told we could. Our contract even reads in several places to substitute the steps with a ramp. When the men came to build our porch and ramp they knew nothing about the substitution. I called the office of the people doing the steps and they did not have a work order for a ramp. My husband was out of town at the time. The lady in the Greenville Palm Harbor office was very hateful. I contacted my husband and advise him what was going on. He advised that we had waited so long to even get into our home to just forget it, to let it go. To look at my husband you can not tell he is ill. He has had three heart surgeries. I needed that ramp due to the fact that when he has these little strokes he looses his speech, he gets disoriented and the majority of the time he looses the use of his legs. I have to literally pick each leg up one at a time and help him walk. You try that on steps!! At times I have had to have some men at church help me get him in the house. I am listing this one first because to me it is the worst one. This is the problem that keeps me angry every time I go in and out of my home. This just is not right. This was a medical necessity. Why tell me I could have it in place of steps and then not follow thru. Like I said it is in the contract I signed.

    2) We had some minor problems that needed to be fixed. The manager in Greenville told us repeatedly he was coming to our home to do a walk thru. When he finally did show up he wrote down several repairs to be done. The only repair person to show up was the carpet people. We have yet to see anyone else, nor has the manager called to check on us. (He said he would!!). As a note, the manager brought us a gift basket. Dont get me wrong the thought was appreciated, even if it was about eight or nine months after we bought the home. But to keep anyone else from being treated as we were, I need to mention this. The gift basket was an insult; the soda was flat, the chips were stale; the notebook was bent and warped; the laundry basket was broken; etc. Nothing could be used. Please ask them not to treat others this way.

    3) I was asked to answer questions from a survey regarding Palm Harbor. I could not recommend Palm Harbor. Following that survey one of the VPs contacted us. He tried calling me on my cell phone. However, I was at work and could not return the call. He spoke with my husband. He apparently offered to give us $1,000 for our troubles. I was to call him back but never did. With the anger that I still had at that time, I felt it was best not to talk with him. I do appreciate his apology.

    4) At Thanksgiving we noticed a leak under the tile in the kitchen. You could step on the tile and water would come up from between the cracks. We spent hours on the phone with the Greenville office to get us some help. The contract said to call your dealer for emergency service. They would not return calls, we kept having to call them back, to no avail. We had our family here, with four of our grandkids. Needless-to-say, we had to cut our time with them short. Happy holidays!! Because of having four kids they could not stay with no water. (We had to cut the water off.) We finally reached a repair man that did some work on our home earlier. He came down and fixed the leak. However, our floor has still not been repaired. The floor is soft in the area where the leak was. Our refrigerator door is now warped because it is unlevel, due to the floor.

    5) We did have one repairman show up before all these other problems. He did several repairs. He also had to fix a cabinet in the kitchen that was pulled apart. We have since had a cabinet shelf break. I would like to comment that that young man was very nice. He walked thru and did a touch up on several spots.

    These are just a few of the many problems that we have experienced and will have to probably live with. The letter would be too long to list them all. I realize I could have stayed on the phone constantly complaining this past year. Maybe that would have got something done. Maybe not. I dont know. Who should I have complained to?

    Bottom line is that all through the process we told the sales folks that we did not want a monthly payment of more than $1100.00 per month for this land/home package.We now know that giving them a limit was probably not very smart. Ok,we close our interim papers on 09-02-04, assured again verbally that our payment would be $1140.00 due to a surprise increase of $7,000 because of miscalculation for improvements. Now on all the paper work we see $155,000 is what we are borrowing but there again we were told that was the amount we were approved for and that we would not have to borrow that much if not needed. Our home cost $84,845, land $21,000 and improvements $23,000. Now we figured we would come in well below the 155 even with financing the down payment,closing costs.

    Also, we received a $7,995.00 grant which we still don't understand how that helped us. The lenders cancelled us closing on 1-20-05 because they had some paperwork messed up.(An FHA document that they weren't sure about.)Finally they figure it out and on 2-4-05 we are suppose to close. Well they email me the documents and I see that our monthly payment is to be $1525.00. The documents have pretty consistent numbers but we were told that our payment would be a certain amount in 09-04 but in 02-05 it was no where near what we had planned on all along. I know there is more I could tell but this is the bulk of our complaint.

    We wanted to buy a Palm Harbor Home. Originally they mislead us about our ability to get financing. We were told that we had to high of a Debt to Income ratio and the bank had declined our financing request. This was 8/10/2004. We were told we had to sell our investment properties in order to qualify for financing.
    So we put them up for sale and soon had them under a contract for sale.
    Palm Harbor again told us we could not qualify for financing because our debt to income ratio was still too high. They told us we had to sell the house we were living in in order to receive financing.

    We refused and asked for a letter from the bank declining us for financing.

    They could not provide one because they had not submitted our request to any banks.
    They were hoping to use their own mortgage company. We were irritated and immediatley had financing done through WELLS FARGO on 9/19/2004. Who approved our request without selling any property in only 4 days.
    Our mortgage approval was delayed by 30 days because they refused to submit a request for financing to any company other than the one they owned.
    The next step in our home buying process was to get an appraisal.
    Generally in Hillsborough county it takes 3-5 days to get an appraisal.
    Palm Harbor Homes took 2 weeks.

    We supplied Pal Harbor $2500 to pay for permits. We asked them to apply for permits on 10/11/2004.

    They will only use one permit company and the owner was sick so no permits have been applied for as of 10/28/2004.
    Palm Harbor homes has our money and when we complained they told us to write a letter to request a refund minus their costs.

    If we are lucky we will get some money back.

    We tried to buy a home to our specifications and needs which Palm Harbor said they could do. We put $500 down (this was to check our credit before they would go any farther with us. Credit report came back and they wanted us to sign papers. When we questioned our changes and needs our Housing Consultant (Jeff Lukenbaugh) said that our requests were already sent to the manufacturer. He said that their motto is "customer satisfaction is their first priority and "NO EXCUSES" commitment to total and complete satisfaction is on their card."

    We went for the closing and put down another $9300 and signed a pile of papers. When the house was delivered; it was a straight assembly line home with the doors where we wanted them and not to our needs. As soon as we were able to look it over we contacted the manager and told him that this is not the home we ordered. He offered to do cosmetic repairs on the home (on site) but that was not satisfactory to us. After talking to other home buyers this seems to be their policy to make the changes on site - accept it their way or forget your money (satisfaction guarenteed if you do it their way).

    They came and got the home and said for their trouble that they were keeping our money.

    I contacted Texas Manufactured Housing Department, BBB of Texas, and the Attorney Generals Office. Palm Harbor went from returning $500 to approx $4900 back to us. The AG said that they did all they can do and since they still owe us approximately $5000 that we could take it to small claims court ect.

    I purchase A Manufactured Home from this Company 5 yrs ago . 3 yrs ago I noticed mold growing in my Daughters room . I called the Company because the home was under warranty. They came out said they could not find a leak ,Then painted ceiling.Said maybe I need to use AC more .6 months later Mold came back ,also in sons room and hall way . They walls were wet. They came back out said that it was installed wrong .They needed to file suit against company who installed home . That company is no longer in Buisness .

    I told them I was filing a complaint with TMHD .At that point they were out in 3 days. They hird D&J Trucking Company 281 435 3613. He told Master Piece Company that he would move the Home back together but would have no part in what they were doing .It is a double wide. They had stuffed the 2 homes with sheet rock and foam .D&J Trucking did remove all of it . I talked with Mark Zellar He agreed to remove all sheet rock with mold. I said that would be great . I left home while they were doing repairs. I came back and found paint outside ,I asked them if they had painted again,They said no.Then I went to my sons room the walls were wet with paint. TDMH Division came out ordered them to do other repair.The case # MHD2004000699-W .But they do not cover mold and as it stand the are no safe or unsafe levels . I believe this knew of the problem three yrs ago and was just trying to ride the warrranty.I had home test it does have very high levels.

    This is to advise that my newly acquired home purchased from Palm Harbor Homes in Buda 12 weeks ago is still not complete. The waste water system has not yet been installed, due to weather conditions. Should I attempt to move in to my new home with my son and pregnant wife this could be detrimental to there well-being. Nor has the interior walls been repaired. There are several wall and window in dire need of repair. Nor has the exterior vinyl siding been placed on the home, which will eventually lead to other problems in future. These condition DO NOT MAKE MY HOME HABITABLE.

    I have spoken to several Conseco associates such as Sandra Oliveras, Liz, Marianna, and Brad Hardwick to no avail. I have worked with several Palm Harbor employees to have the repairs done still to no avail. After speaking to these individuals I don't feel that there is a concern for my family or myself. The only concern appears to be the financial responsibility that is a far thought in my mind. It would appear to me that such a large company would want to protect such an investment and insure customer satisfaction. I am fully aware of the financial responsibility but like several other consumers my family WILL come first as it should. I simply would like to advise any concerned party of this bitter situation. This entire instance has is such a sour experience that a consumer such as my self will not be venturing to purchase a manufactured home again EVER.
