Do not use Palm Harbor if you want to actually live in the house. From the beginning we were lied to by a salesman unknowingly. Then at signing when all of this came out, I was told if I didn’t sign I would lose my down payment. The house was delivered quicker than promised and the quality showed why. Everything looked like it was slapped together in a hurry. Electrical outlet holes were cut too large and filled with caulk to hide it, doors were crooked. It was very hard to believe that a professional homebuilder would say that was good to roll off the lot.
Then came the trim out crew. They came 28 business days after delivery with the timeline being 30 business days. They did a horrible job telling me there was nothing they could do about the crooked doors and 90% of the other defects in the house. They were caught multiple times doing drugs on property. Not the end of the world but it shows the character of who they hire to do your trim out. He left on a Sunday saying he would be back to finish that next Tuesday. That was 60 days ago.
After waiting another month, I went and spoke with the manager at the model center. He got in touch with people at the factory who assured me this was top priority, and they were ordering all of the parts that next Monday and getting this done. Another month went by and I finally got him to call me back and it was like we had never talked before. He made comments like “let me see it the parts got ordered” and “oh you aren’t living in the house yet?” Horrible. The communication is the absolute worst with this company. Once you sign those papers you are no longer relevant to them.

Be cautious, as they may subcontract individuals who only complete work quickly. We had no idea that these workers nailed the plywood and went straight into our water pipes which presented a slow leak. Only ask for the cost of materials and labor to repair the front "office" room, and they basically said, "Sorry-we bought out the name, not the problems, so we are not responsible." Only needed around $ 2,300.00 for the cost of materials and labor that they should be responsible for replacing. You bought the company and all that comes with it.

So I have had this home for about 11 years now. It has been nothing but trouble. Setup: we had land cave ins because of shoddy septic install and the trim was just all over the place. They "fixed it" but it has never been great. One year later, the back bedroom inside wall started slipping and we had a gap about an inch and a half wide at the top. I called and they gave me another number to the actual plant in Dallas. He said sorry, can't help. So I fixed it. The drywall wasn't even screwed in to an entire side and was held by two staples and a little glue on the other! Total repair (DIY) 3500k.
Fast forward to year three and windows started cracking and drafts appeared. Again...maybe two screws and they said they wouldn't cover it. The factory was at fault, but they refused to take accountability. This goes on and on... Today I had enough. We decided to update the bathroom and problems started again. I removed the cabinet and tub, and almost 6 inch gaps around piping and the interior wall was the same. There was even a screw they put in to anchor the tub cabinet and rubbed the water main. No wonder we have battled rodents and bugs!!! They DO NOT honor warranties and are only concerned with getting your signature. Now, I (a 100% disabled vet) now have to fix even more to even consider selling it. I would NEVER sell to another person in this condition!

If you’re even considering walking into a Palm Harbor lot, don’t! RUN! As fast as you possibly can in the other direction. What was supposed to be a joyful, exciting milestone, buying our first home together, became one of the most stressful infuriating, and disappointing experiences of our lives. And I don’t say that lately! My fiancé and I started our journey at the Ben White location on July 6, 2024. We knew the exact model we wanted and we’re upfront that we were living in an RV With our lot lease about to expire, planning a large wedding, and we needed to move quickly.
We put earnest money down that day and came in with a clear deed on almost 11 acres of land. They assured us moving in by the end of September was tight, but possible. That was line number one we followed all the recommendations, including going with one of their preferred lenders, Country Place Mortgage, after I specifically asked to for our application to be submitted to our lender of our choice, but I was insured their lenders were experts, and they specifically dealt with mobile homes and would be able to streamline the process. What a joke!
We were handed off between four different loan officers at capital CPM, we had to constantly follow up ourselves. Palm Harbor never did unless we pushed them and we watched weeks turn into months as the processed drug on with no sense of urgency from either party. Zero communication. Zero professionalism. Zero accountability. It’s now past December by November, we made four separate 120 mile round trips nearly 500 miles in total to their offices just to handle paperwork, color, selections, etc. and still, they managed just threw up major pieces.
Then came their utility expert, and I use that term very loosely. He quoted us for a well… Without the actual pump. Seriously that’s like selling someone a car without an engine. Even with no experiences in utilities, I knew something was off when they showed us the quote when the septic tank install quote was higher than having a well drilled, but their utility expert didn’t seem to think that was anything to be concerned about but again I made the mistake of trusting them. And sure enough after the loan was finalized and the funds were dispersed for the home to start being filled, Palm Harbor hits us with a $10,000 surprise. Their mistake, their quote and the utility guy meant oh yeah, "You’re not the only ones we’ve done this to recently but the other people we had to pay out-of-pocket to fix this!" WHAT?!
They did finally a degree to cover some of it. We had to pay some because even though we told them all the surrounding wells had to be dug at 300+ feet they didn’t get a quote to dig that deep and yes, I should’ve gone with my gut and hired my own contractors like I wanted to instead of using their utility guy shame on me for giving them the benefit of the doubt again after the Bank fiasco. It gets worse as I said we have almost 11 acres to work with but somehow their utility guy, had septic company install the drainfield right in the path of the only healthy post oak tree on the property. All the rest of our trees were live oaks have been lost to Oak Wilt. The septic guy told us not sure why they picked this location that that tree is gonna have to come out or I’ll be back in five years to dig the roots out of your drainfield.
By the time we got to the property, it was too late to change the location as the holes had already been dug. Then they placed the septic tank right outside one of the bedroom windows where we span the house later on. Now we can’t. This was even after we had dug two giant test holes for potential placement of the septic that was approved by the county again almost 11 acres choose from how do you screw that up?! Delivery of the home, a disaster. We were told that it would arrive by January 15 via email on December 15 whether delayed it fine I understand that but then we learned the moving company once again handpicked by Palm Harbor didn’t even request the permits until the Friday before the second delivery attempt. How do you schedule a massive manufactured home to be moved and not plan the route or request The required permits? It’s literally your one job.
That error pushed us back again as they had to wait for permitting and drive the routes before hand. Our home was finally delivered February 1 almost 7 months after we started this process then came the trim out crew. The team‘s truck broke down so they missed the original appointment on Thursday and showed up on Monday. They finally arrived. It was February 21 three weeks after delivery. Meanwhile, we’re still couch surfing because our lease had long ended. Remember we wanted to be in by the end of September. By the way, despite me being the primary contact since day one, they somehow managed to have the wrong phone number on file by February and accused me of not answering their calls, which is why it took them three weeks to show up. You can’t make this up folks!
The condition in the home and we finally got to walk through it, HORRIFIC! Mismatch, caulking, huge nail holes, uneven, trim, broken, cabinetry, scratched floors, you name it. It looks like a group of middle schoolers built it for an extra credit project every single time I pointed out something, I was told the same phrase “that’s factory standard.” Excuse me we took out a $271,000 loan and you’re telling me this is acceptable. We paid an extra premium for things like a limestone fire, upgraded showers and adding on a utility room door, which they forgot to install and we brought it up; They acted like it was our fault. Unbelievable! The upgraded limestone fireplace they got caught caulk and paint all over the white limestone rock, the upgraded showers now they managed to get caulk all over the inside of them too.
After the trim out, crew was “finished” Palm Harbor sent a second team out a father and son duo who came out to do a follow walk-through and make sure there was nothing that needed to still be repaired. The father actually said, “This is one of the worst homes of theirs I’ve seen yet.” but still the production manager tried to write everything off as “factory standard”, even he never stepped foot into our home personally and refused to come look at what I and the other Palm Harbor walk through crew were talking about. But as usual, every department blamed the others that’s manufacturing, that’s on retail, that’s on the contractors. Newsflash: you’re all Palm Harbor own y'all's mistakes!
We were also given not one, but two broken freezers. The first one arrived dented. The second, it didn’t even work they scratched up the floors and tracked mounds of mud through the house, then slapped a handwritten note on the appliances, reading: “Needs to be replaced factory defect; we will replace for you send tech.” They didn’t call about this. We just walked in and found the mess and the note I had to call them and ask what’s going on, and again, the person I spoke to said they had no idea what I was talking about because no one at this company talks to each other. At this point, it’s April 2025 and nothing has been fully fixed.
I finally gave up trying, we had to move in. We had long overstayed our welcome with friends and family. We have a wedding to finish planning and I couldn’t keep chasing people down to fix their messes anymore. And honestly, I think that’s what they want, for us to give up and go away. We finally got our keys on April 4, 2025 nine months, three broken, move-in promises, hundreds thousands of dollars spent, hundreds of miles driven, countless hours of work time lost Drive to the office and property to meet with their crews, and we still have a home that looks like complete crap!
Oh, and just to add the cherry on top. On April 15, their expert utility guy called us to ask if he could come take pictures of our property for a presentation he was doing, he was already one road away from our house. No heads up, no scheduled appointment. He just decided to show up at our private home in the middle of nowhere after 7 PM. Had he called and asked ahead of time, I would’ve said NO. You don’t get to treat people like garbage and then come waltzing back for your own benefit. Fix your mistakes before you try to use our property land slope as your show piece.
Our final verdict: if you’re thinking of going with Palm Harbor because it’s supposed to be quicker and easier than a traditional bill, it’s not. If you think they’re professionals and their recommended lenders will make the process smoother, they won’t. If you think you will get a well bill time without having to fight every step of the way, you won’t! Save yourself, the heartache, the financial drain, the stress, the wasted time, and the complete and utter disrespect. Palm Harbor filled us at every single turn. I regret ever stepping foot on their lot! And I’ll make sure to air our story loudly so no one else ever makes the same mistake!

This was the worst experience I ever had in trying to purchase a home from Mr. Christopher ** at Palmer Harbor Homes in Waco. He misled me and told me I was approved for home I looked at, only to find out I was Not! I never received a phone call, two weeks later I went in the office and it seemed like he did didn't care if I did business with him or not. Thank goodness the people next-door at Regional Homes. Their excellent sales guy Ardon ** that went the extra mile to me that buying a house was important to meet the needs of the customer. And not acting like a car salesman to just make a deal. If you want real honest people go to Regional Homes First!!!!

BE CAREFUL with This Company (PALM HARBOR HOMES)!! I am in fumes to the max! As many other people as I can see from these reviews! I purchased my home in 2017 (2018 Model). They made everything seem so nice and easy, like if THEY REALLY CARED. I’ve only been in my home for 7 years! My home for what I was told WAS NEW! I really doubt that now that my floor in falling apart! My house was built with wood and plywood that was INFESTED with termites!! We know this now after hiring a professional exterminator. The damaged we have is expected to be from 7-10 plus year. The math ain’t mathing right! BE CAREFUL what you buy from them!
And also when you have a problem or something breaks once you have your home; it’s a hassle to get them out to help you. We have been sending out countless emails since 2017 and calls to have them fix this issue. No one wants to take responsibility for this!!! Please take it from me. Do NOT waste your money on these homes like we did. It was a big slap in the face just when we thought we would have our forever home! Really bad experience with this company. The sales person offers you a different model from what is the reality, In my experience I signed in July 2024 and now is November 2024, I haven't been able to move in, because they brought a damaged mobile home, as right now they haven't complete the repairs, when I signed the realtor promise it was not going to take that long to get everything set up, please if someone knows where I can get a help to get all this done with the proper person and not just voice mails, I have all evidence of the model they show me and it is totally different of what I received.
I still have to make my mortgage payments for something that I am unable to use. That was not the deal from the beginning and it is not fair for the customers to be suffering all this kind of situations, the quality of the mobile home is really bad, if someone could please help me in the audience which I should off read the reviews first before buying a home with this company.

After dealing with this company, it's clear why they have such a terrible reputation. Their behavior is downright criminal. I’ve experienced nothing but lies, manipulation, and outright theft. This company has no regard for their customers, and their actions are absolutely unprofessional and unethical. I wouldn’t trust them to manage anything—let alone a significant purchase like a home. It’s clear they’re only out to scam and deceive people. If you value your money and peace of mind, stay as far away from this company as possible. They are nothing but crooks in disguise.

Sales came to our park after the hurricane and did their sales pitch. We were told, "If you know of anyone who wants to buy and if they use your name that you will get a $500.0. Amazon card." I took a person up to Plant City Fl and she bought. I mentioned the $500 and the salesperson said yes and took my ss # drivers license etc. Now we played the wait-and-see game.
I called back after almost a year and she said that she found out that it was only if I would have bought then a referral. I have friends that also bought and I said ok give it to them, she said no because they didn’t refer. She got back with me and said that they were going to give me the 500, but they didn’t have my info anymore so I would have to send it again. So all my info is sitting there. This was resubmitted in July, nothing yet and don’t expect anything. I wish that I could give negative stars.

The initial sales portion was okay in Cleveland, Texas but the after-sale service was awful. After putting down a $10,000 deposit to begin construction of the mobile home, we were forced by our city to change to a modular home. This caused a delay but the company said we'd be set up on our newly purchased property within 8 - 10 weeks. This was in March of 2023. The contractor they used, Clint, apparently did not want to come to Palestine because it was too far. This resulted in delay after delay in getting the site prepared for delivery. At the last minute, Clint sent his son to get the runners ready for delivery. Never once did Clint set foot on our property. We were also forced to arrange for the septic system installation, power installation, and water connection out of our own pockets, yet paid Clint an outrageous sum (incorporated into our mortgage) for his "services".
The house arrived prior to our closing in July yet we were unable to move in until September due to more delays getting the home inspected for occupancy. We did not receive the Certificate of Occupancy until January of 2024. There were issues with incorrect wiring in the house, an extra window installed in the master bedroom when we ordered one to be removed, and three separate leaks in the roof that required several visits to repair. The furnace required two visits, one of which was a wiring issue and the other an inferior heater relay that needed replaced.
Also, THREE WEEKS after the warranty expired, the blower motor went out despite repeated alerts by my husband that there was a problem with it, we were forced to replaced it out of our own pockets again. Looking back on our experience, we believe Palm Harbor in only interested in the sale and all problems and concerns once they have the money are of no concern to them. NEVER would we recommend them to any potential buyer. If it were possible, we would give them a negative star rating.

Customer service is awful. Ordered the house in December 2023 with a deposit after Hurricane Ian destroyed my home. I have been without a home, living with friends and in hotels since September 2023. After a full year, was finally asked to pay in full in February 2024 so it could go into production. Finally, 4 months later. House is finally built, but no contact about when I can move in. Stopped in to see it and the Roof is leaking onto the floor and pipes are leaking with puddles on the floor, foundation blocks wobbly, cabinets have patch holes and scratches and paint on floor, along with other minor imperfections. Called and emailed company and no one returns calls or emails after months and months of trying. I Do not recommend this company.

The sales experience was great. Found a house on the lot that met all our needs. Especially the bathroom because of the oversized shower to accommodate my disability. Told the sales representative this is the exact model we wanted because of the bathroom, we signed off, did the financing, and that's when the problems started.
The foundation people destroyed our neighbor's yard, we were assured it would be fixed. It wasn't. Then the house delivery people did extensive damage to our yard and even more to the neighbor's yard. The last straw is that when they put the house together, we saw that the wrong bathroom is in the master bedroom! It's a garden tub with a separate standard shower that won't accommodate a shower chair much less a shower wheelchair! Can't get the manager to contact us now. Now having to go through the AG's office because we're being sold a home we didn't sign off on and isn't what we ordered. I'm thinking this is a bait and switch issue or something fraudulent that now has us seeking legal counsel. We're watching our dreams go up in flames and they don't care!

Worked with rep at their Elmendorf location a year ago and were quoted a price for a home with an added cost of having a metal roof added. We were not ready to proceed at that time and appreciated the non-pushy sales approach. Now, we're ready and the quote increased by 25K WITH them throwing in the metal roof we wanted for "FREE." The math is simply not "mathing" even with their excuse of the "rising cost of materials."

I purchased a higher end model home them them expecting decent quality.... not the case. Nothing is square. The trim and panels are falling off 2 years in, the front door threshold rotted out and I'm now facing 10k dollars in repairs that they refuse to cover under their warranty. Their excuse for why my floor rotted away: "I should have bought a screen door". What a joke.

I called in disbelief of the reviews of this company completely in shock. A sales lady picks up and says she doesn’t know what to say and that I get. But then she asked if I was thinking about coming in, and I told her I was scared..literally. So she tells me to have a good day and hangs up on me. The hang up on people thing is crazy. That’s the best way to save a potential sale. Hang up on them.

When I purchased a home I was told I would get a $500 referral fee. Our referral purchased a home. We have gone back and forth trying to get our referral fee. We get $500 Amazon gift card!!! I haven't spent $500 at Amazon in their existence.

The one star is for the subcontractors that has had to step in multiple times on our behalf to try and help get things done. We have had the absolute worst experience with this company and I would not recommend them to my worst enemy. We started our contract with them back in March, placed our deposit and picked our home. We waited until July for site prep to come out and approve the home to even be placed on our family property, regardless our attempts to keep contacting and asking where they were and why hadn’t anyone came out yet. This should have been our first red flag. The only reason someone showed up in July was, because the bank had contacted us letting us know that the loan we were initially approved for was expired and we would have to get reapproved with a higher interest rate since from March to July interest had went up. This was no fault to ours since they wouldn’t send a site prep out.
I called asking for our deposit back and telling Eric (Head manager) that we were done. Eric begged for us to give them another chance and get it right, telling us it would take too long to get our deposit back and if we went to another Palm Harbor then they would still benefit from the sale anyways. With that knowledge my husband said to just give them another chance. So we did, finally got the site prep out and resigned papers again. We ended up waiting until September to get our home delivered, even though we were promised that it was already on the line a month beforehand, not to mention we had to go over the layout and design of the home 4 separate times, and even sending pictures with circles of the home from their own website to the salesman’s and then again with Eric.
The house was finally delivered in the beginning of September and it has continued to just be a complete nightmare, we get very little to no communication from the Stephanie which is the lady who was supposed to oversee the subcontractors and make sure things with the factory is being taken care, which she hasn’t, most of my time has been spent calling these subcontractors getting information and getting things taken care of meanwhile she has no idea what is even going on. I did more updating her then she did for us, not to mention continuously lied to us throughout this process and even subcontractors expressed their problems with her in the past or came right out and told us she lied with proof of when they actually received the orders to come out.
Here we are in the end of NOVEMBER, we have now made a third mortgage payment and our house is STILL not ready. We are missing doors to our rooms, window covers, a dryer vent and still don’t have our skirting done. We had a major leak since SEPTEMBER and couldn’t even run water, that just got fixed last week November 14th, and they fought back in forth with the factory and subcontractors on whose job was it was to fix it instead of just doing it, we had TWO separate times where men from the factory came out and refused to fix it, ultimately the subcontractor gave up and just came to do it. I’ve expressed that we have children and had to pay rent on top of a mortgage payment for a house we can’t even live in and there seems to be no care whatsoever, I’ve called all that I can call who have contact to, to try and get this resolved and it has got no where.
We just paid $250,000 for this home and the craftsmanship of this home is just horrible, we have completely different light switches, damage from the transport or the factory, the beams in the living room are uneven and look as though they are detaching, paint job was awful, doors and drawers don’t close, some of the drawers aren’t even the same color, the counters in the kitchen have already started to swell and the backsplash in the kitchen is two completely different color themes. Has honestly been our biggest regret. We talked about hiring a lawyer at this point because it’s unfair to be paying for a house that is not livable. Please do your research, we found out after this was a huge problem with this company and there are so many others to have similar problems.

We went to Palm Harbor January 17, 2023. After looking at multiple mobile home dealers, we drove 2 hours back to Palm Harbor on January 18 to purchase the home we found the day before. Max was our salesperson (Didn't like him from the minute I met him). My husband handled most of the interactions with Max, because Max couldn't get the figures right among many other things. (Should have been a red flag). On 2/1 we wired the down payment and closed on February 16th. Max told us that we would be in our home mid-September/early October. On 4/5 we wired the money for "land improvements" as we were told permits applications have been submitted to AFP. After multiple calls to AFP we found out that our permit application wasn't submitted until the middle of August, however they had our money. The lady at AFP actually called Palm Harbor for us to get this going and we ended up with our permit mid-September.
Max kept telling us "We are waiting on the County", when the permit application hadn't even been submitted. Here we are November 18th, and our footers are not complete. The County has been out here twice this week and cannot pass the footers because of this. I did speak with Paula **, Construction Manager (yes, she actually answered her phone) last week and she told me that the home is scheduled for delivery on November 28th, however it could be up to 90 days before we are in. If this is the case it will be over a year before we can move forward with our lives and enjoy our home. OVER A YEAR for a home, we purchased as a lot model, not having one built! My husband has made multiple calls to John **, General Manager, and he has yet to return a call.
I have left messages for Paula ** with questions we have regarding delivery, no response. I penned an email on November 6th to John **, Paula ** Lois ** (Operations Manager) with our frustrations with ABSOLUTELY NO RESPONSE. I truly wish we had read the reviews before we purchased with Palm Harbor. On a side note, there are 4 other Palm Harbor homes in our Village that we know of that have had the same problems. These homes were delivered weeks ago and haven't been touched since! Please reconsider a purchase from Palm Harbor, Plant City FL!!!!! One more thing, Max will push you to write a Google review asap and give you a credit if you do, he is the most worthless, lying salesperson I have ever met! Patricia & Fred **

I wouldn't buy a dog house from Palm Harbor Homes! In May'22, we bought a 2,700 Sq Ft home; delivered at the end of Sep'22. The home was damaged on delivery...a large support beam was bent when crossing the ditch line. We put the house on a residential foundation and added almost 1,800 sq ft of covered porches on the front and back. We moved into the home late Nov'22. From that point, it's taken almost a year to fix multiple issues with the home; huge bump in floor, cracks, damaged drywall, paint peeling, poor kitchen plumbing, pipe inside the laundry room broke, refrigerator leaked, damaged floor in kitchen, damaged counter top in kitchen, etc. The roof was not installed properly, nails exposed everywhere... They would only caulk the nails vs replacing the roof.
The factory and office liaisons were almost completely non-responsive after the sale; escalated multiple times....all the way to Palm Harbor AND Cavco senior leadership. The coordination was impossible, since there was little or no communication. We're still having issues with cracking, ceiling marriage line is falling down, bath tile is coming off, siding is popping off, fireplace mantel was falling off, and the list goes on-and on! They sent a rep to fix the mantel and then the tech was told to stop what he was doing and leave. No follow up from Palm Harbor. So, I called factory service rep today and was told, we're now in the 2-year warranty timeframe and nothing would be done. We've been in the house 10-months. The lack of quality and workmanship coupled with level of Palm Harbor personnel incompetence is truly astounding!

We purchased a brand new mobile home from Palm Harbor in May 2023 and moved in May 30th. The A/C unit was installed one week prior to move in. The unit has not worked correctly since move in. No air at all in master bathroom or toilet area. Almost no air in spare bedroom (office). The unit itself makes a horrible noise inside the home. In July, we contacted BLP in Oklahoma City because Palm Harbor wouldn't help us even though we had only lived here two months. BLP is the very poorly rated company who installed this unit.
They came out in July and didn't seem to know what they were doing. They said the compressor was going out and they weren't sure if Palm Harbor would warranty that or not, so we should just go purchase a "hard start" and install that ourselves. OF COURSE WE AREN'T GOING TO DO THAT. After some arguing with BLP and Austin @ Palm Harbor in OKC, they ordered a new compressor but said they were on backorder for two weeks. Finally - today, on October 2nd they came out to install the newly ordered compressor and the compressor just happened to be working when they arrived. No matter the horrible noise in the house - they didn't even come inside. They stayed for approximately 10 minutes, were on the phone with their office and then told us "we installed a hard start, there's nothing wrong with your compressor" and left.
After calling the office and finally getting someone to answer their phone, Stephanie at BLP wouldn't listen to the fact that the compressor only works about an hour or two per day and has since moving in. I became quite angry and yelled at her, and she hung up on me and refuses to answer the phone now. WE STILL DON'T HAVE A RELIABLE WORKING AIR CONDITIONER. WE HAVE WAITED SINCE JULY.
BLP gets horrible ratings online. HORRIBLE. We have had another company come out and look at the unit and he also agreed - the compressor is going out. I expect a new compressor ASAP and will not accept BLP stepping foot onto my property again. We have contacted the warranty people and we are welcome to use whomever we like, but we'd have to pay for it out of pocket and hope to be reimbursed because we live in the country and no around here handles warranty work for A/Cs. I cannot stress how furious I am that Palm Harbor refuses to assist. WE HAVE LIVED HERE FOUR MONTHS!!! Obviously you don't care about your customers after you sell them a home. That is blatantly obvious now.

I have had my Palm Harbor for just over 3 years and it's falling apart. The floor is rotting by the front door. The shower cracked and leaked. The sink drain leaked all over the cabinets. Many of the wall joints show cracks in the sheetrock. They didn't installed an electrical outlet for the washing machine. I paid in full before it was built and have received no service after it was installed behind schedule. If I were younger and had more energy, I would take them to court. These people are absolute sleaze bags!

I ordered my home in March of 2021. I was expecting a Summer Cove III front elevation but was delivered a completely different, and unattractive front elevation. When I called to complain, I was told that they have the right to make any changes based on cost effectiveness and supply and demand Without The Buyers Consent. So apparently, I had no right to any control or compensation for the different front elevation, appliance package, fans, front door or vent hood changes. It was delivered in May of 2022 and sat until January of 2023.
When I was finally in the house, it had electrical issues, a leaking back door with water damage and a plethora of other issues. After several emails, I was sent a handyman that was not able to fix most of the issues. After more unanswered e-mails, I paid for an independent inspector. Only after forwarding his report did I get any response. Although the safety issues have been addressed, I am still left with a house that doesn't look like the house I wanted and it makes me angry every time I come home and look at all of the poor craftsmanship and uneven windows, walls and shower. I would strongly advise against purchasing from Palm Harbor.

When the prior reviewer wrote walk-don't run, she was correct! This entire process has been a nightmare. A home was bought in December 2022- We were told it was ready to be placed, and it finally made it to our property in August 2023. On the property, it sat..and sat...and sat...the kicker- It had open windows for over a week during downpours. We have a record of them claiming it had no damage-then in December when they finally did the trim work- the employee admitted he had to repair some items from the rain. At the time we noted our backdoor was twisted, the nails were popping up through the vinyl floor, and there were large patches of glue throughout the house in several locations.
We were even told the reason the house sat was because the gentleman that did the trim work needed to take several months off- so they never subcontracted for a new person and just had you sit and wait. They also said that we could move in, and the repair parts (paint for unfinished end caps, replacement walls for where the glue covers it, and the parts for the door and flooring) were all ordered. Our general manager fails to respond to most of our requests, and now she has responded with "wear and tear on the home is not covered." These repairs were all part of the issues before we moved in and even listed on our contract as items needing attention. Therefore do NOT purchase from them; they do not stand behind their word.
They arrived at the house with the wrong color paint and tried painting the endcaps until my husband and Sister in law demanding they do not do it; Delina seemed to say what she knew you wanted to hear but never followed through. I have a crack down the panel behind my fridge, which was before us moving in- her response- we don't cover that. The wall was cracked before move in! The only way we could make this better would be to rewind to December and never walk onto Palm Harbor's Lot. I have reached out to Tru homes hopeful they'll stand behind their product.

We ordered a home from Palm Harbor Homes in April 2021, was suppose to take around 4 months, we put %25 percent down and signed a contract, we finally received in September of 2022, we had to pay over $50,000 more, been a nightmare dealing with the dealer we bought from at Green Homes in Chehalis Washington, and the manufacturers in Albany Washington, the home had uneven walls, light were not centered, things have broken, and we can't seem to get a hold of anyone, I would think twice before buying,

We started the process of purchasing our home (model home floor plan: Evolution) from the lot in San Antonio Texas in December 2020. We closed on the home in March 2021, at that time they started site prep and such. When our home was delivered it was delivered in 3 pieces as expected but one of the drivers contracted for Palm Harbor damaged the house driving through our field like a bat out of hell. The exterior of the house cracked, inside was falling apart, window broken. Anyways... they did fix that. The worst is after. Only half of my master closet has padding under the carpet, the seam in my kitchen is busted and falling in. I have repaired cracks at least half a dozen times throughout the house. You can see the plywood between all of the laminate tiles throughout all 3 bathrooms, kitchen and dining area. Within a couple months the faucet in master tub went haywire and wouldn't turn off, we had to replace the faucet.
From the beginning the master toilet hasn't set flush, resulting in a bathroom rodeo. The electrical outlet behind my refrigerator is busted and has no cover. There are roof leaks in several places that has resulted in cracks to the ceiling, the threshold of the front door is broken and has never been able to hold a piece of trim like it should (finishing trim). We have contacted them a number of times, sent emails, left voicemails... All for nothing. Empty promises all the way. Once they had their money... they were done helping us.

I bought a Palm Harbor home in 2010. They were all about making you feel warm and fuzzy! Within 6 months I had a crack in my living room ceiling was told my house was settling. The tile work after a year started falling off and all the cabinet doors in my kitchen had fallen off due to the screws were too small. Within the year I had to take the carpeting out because it was ripping and fraud. Now here’s the kicker I paid extra for a roof that was suppose to hold up to 120 mile an hour winds. Well my roof is leaking and ceilings are sagging water coming through the smoke alarms and any other type of vent. Contractor quoted my 29,000 dollars for all the repairs. No flashing around any vent coming out the roof or any type of way to seal between the garage. I’m at a loss because homeowners insurance won’t cover it. My home has black mold and all the siding is rotting. Please do not buy from them. Read all reviews.

DON'T WALK - RUN!!! Quality workmanship is non-existent! They will say everything you want to hear until you sign the docs, then the real story comes out. Don't expect keys to YOUR home for six or more weeks after you pay them. The trim-out is a joke; they promise to fix cosmetic problems, but instead give excuses for every sloppy detail and say, "that is just the way it is with manufactured homes." They will hold your home hostage until you completely give up on any degree of quality or customer service. There has got to be a better company out there! Save yourself the only thing Palm Harbor is good at providing - headaches and immense stress.

We started this process back in 2020. We chose the Estate Farmhouse model as we had just bought 10 acres and we’re starting a farm. It was PERFECT!! We paid cash for our home and my husband specifically said to Alex, I’ve never dealt with a company that makes you pay in advance of the work being done. Alex reassured us that it would be the best house-building experience we’d ever had and that *if there were issues, the reviews would hold them accountable.
Our house was delivered in June of 2021. We are more than a year later, living in our home now for months. After being told that they had 120 days from date of delivery, to finish the home, so October at the LATEST. We have no access panel in our foundation and the whole outside of the house still has major issues, gaps in the outside panels and needs to be repainted. We gave them our list back in October of 2021 and it has been a living hell dealing with Bill ** and John **. I will be contacting Joe ** tomorrow. Something's got to give… Keep in mind I didn’t even touch on all the water damage that we moved into originally!! BUYER BEWARE!!! Run fast and don’t buy a home from Palm Harbor Homes in Plant City, Florida.

Well let's see where should I start!? From the beginning they did not deliver our home on time. Then they built the pad for the home so high you need mountain climbing gear to get to the front door. My husband and I are middle aged and he has a back neck injury. Which makes it very and to use the front door so we don't. We use the back! So long story short! There is exterior nails protruding, paint splatter on windows, front storm door is not sealed! Inside is a nightmare!
Most of all trim is falling down off of walls! Kitchen cabinets were not flush against wall! Creases, bubbles, tears and holes in floors! Master bedroom shower leaks water from shower door fro. Little to no chaulking. Trim on doors overlap if it's not falling! Kitchen island is not level. Everything they put in these homes are so cheap! You will have to replace it! Tank cover for toilet in guest bathroom don't fit. Outlets in front bedroom did not work! All this has added to my depression bad! It is of complete overall bad business! For the money they charge this is totally unacceptable! They really don't deserve even 1 star!!! I still have not heard a word about when the warranty work will be done! Who know! Wish I could turn back time! Because this lady would NOT go down this road! Very disappointed customer! We bought our home in Aug of 2021
