Nice people to deal with but they get no results and there must be no accountability. We've had either major or minor issues with the following: Plumbing (whole street has issues), Carpenter seams, Cracking tile (ongoing), Drywall finished poorly, Damaged appliances, Damaged door frame from appliance inst., Falling blocks on wall top row, Cracked stucco, Major stains in garage floor from workers, Missing roof tiles...really, Chipped tub, Cracked patio concrete, Bent light fixtures, Poor paint - it's super thin everywhere, Gaps in baseboards, Misplaced sprinklers. I am forgetting much more. Honestly it's been a nightmare!

NEW GENERATION HOMES WAS PRESENTED THE PROBLEMS I HAVE ON THE FOLLOWING DATES:
I gave my first request for repairs to the above on 11-1-13 when I signed the papers. On one of the papers I signed I stated a repair needed to be made on a crack in the ceiling. I was assured by Mike ** (from now on MP) that it would be taken care of. It has not been repaired as of today 1-14-14. Next request was hand delivered on 11-13-13. 3rd REQUEST was mailed and delivered 12-2-13 registered mail. 4th request was sent registered mail on 12-10-13. Horton Homes received theirs 12-17-13. Horton Homes also had one sent registered mail on 11-29-13. The last complaint was sent Registered mail on 1-3-14 to both Horton and New Generation Homes.
HERE ARE THE OTHER COMPLAINTS SO FAR (BUT MAY FIND MORE IN THE FUTURE)
Friday Nov. 8, 2013 Found door to front bedroom is smaller than opening. THE DOOR IS A GOOD HALF INCH SMALLER THAN THE FACING IT IS MOUNTED IN. I can see into the room with the door shut! (not fixed) see also 11-24-13 below, same door.
Sunday - Nov. 10, 2013 Stepped on a spot that turns out to be a nail that has come out of floor but IT IS UNDER VINYL FLOORING. (NEEDS REPAIR). If I just hit it with a hammer it will cut a hole in the floor.
Tues. Nov. 13, 2013 List of needed repairs given to New Generation Homes in person by me (HFC).
11- 24-13 Stripping at top of door facing has come loose and is hanging down. (not yet fixed)
***11-25-13 Ceiling above washing machine has come loose from the wall and you can see the light from the bathroom from the hallway. (NOT FIXED) It has now spread to the whole length of the hall, about 15 ft. and has also started separating in the living room. MAJOR PROBLEM. (see photo)
Also 11-26-13 Furnace door does not close unless to put your foot against the bottom and push it as the door is too wide at the bottom. (NOT FIXED) After measuring the doorway, the facing is a half inch wider at the top than at the bottom. Door will not close unless you force it. Door to closet beside the furnace door will not stay closed because gap is so big between door and facing.
12-5-13 During a warm day in the seventies, I went to open the window in the back of my living room, only to discover that it will not open but about eight (8) inches. (needs repair).
12-7-13 Wife turned on light in the hallway which created a side illumination to the wall in the living room. It showed that the joints where each panel it attached to each other has wrinkles which is VERY DISGUSTING in its attractiveness. It needs to be taken down and reinstalled BUT THIS IS A BIG JOB. Gap between panels is about one-fourth inch.
12-19-13 Found water under the kitchen sink and traced it to the seal under the faucet. Rubber seal between faucet and sink does not seal. NO CAULKING UNDER IT, JUST RUBBER LIKE INNER TUBE.
12-21-13 Had message left on answering machine about 12-12-13 that their repairman would be down on 12-21-13 or 12-28-13 to do repairs. It is now 12-22-13 and he didn't come. I stayed home all day waiting and he didn't show. Maybe will come on 12-28-13 but as much as they lie to me I won't believe it until I see it. (I still have it on my answering machine)
12-28-13 I waited all day for repairman to come but he never came(as he said he might). I did leave about 2:30 to go to get sandwiches but my wife stayed home and waited for a call or for him to come but he never came! (I called M.P. on Sunday afternoon on the 29th and told him his lying repairman hadn't come. He called me Monday and said He's coming very soon and you are on the top of the list. I told him I'd believe it when I see it. It is now 1-7-14 and still no repairman!
These are new since filing 1-3-14 complaint***1-7-14 noticed metal strip on roof is coming off at one end. Others look as if they may be coming loose too. I am told these are part of the venting system of the attic. IT WILL RAIN IN IF THEY COME UP! Also plastic is waving in the wind from under shingles. (MAJOR PROBLEM) (This has not even been reported yet as I just mailed last request to both on 1-1-14)
1-8-14 Door to closet beside the furnace door will not stay closed because gap is so big between door and facing.1-13-14 Noticed the screws holding the storm door on only half of them are screwed in.
THESE ARE THE THINGS I OR A PROFESSIONAL, HAVE REPAIRED NOT SHOWN ABOVE:
No caulking on bottom of shower glass so water ran all over the floor (repaired by me)Drain under lavatory leaked (repaired by me)
Wiring to outside plug-in didn't work nor did the vent fan. (Both repaired by electrician)
Sawdust in shower head so water wouldn't come out (repaired by plumber)

We've experienced several problems with our DR Horton home and requested they fix all the issues using their online job order request. Each time we get a certified letter as a response from our requests that state they are not responsible and to use the 10-year home warranty from another company who we've never gotten a response from. This is what to expect from DR Horton construction:
2. All ventilation fans have no exhaust hose to outside and fans just dump moist air into attic space which is a code violation and causes mold in attic space.
3. Doors improperly installed with leaks and inability to close.
4. Substandard windows that had to be replaced because of fogging in-between glass panes.
5. Improper laying of concrete foundation. Driveway only after 4 years.
6. All building materials of the cheapest quality. Have replaced most over the past 7 years owned this home.
7. Electrical wiring in wall gangs improperly wired. Have had to correct 25% of improper wiring. Safety hazards.
8. Floors not screwed to floor joists properly in upper floors. When looking in ceiling in-between joists, can see 50% of screws missed the joist from plywood. Floors squeak and move.
9. Carpet substandard and bulging up in walkways.
10. Much more but mostly poor building techniques.
I previously owned a Centex home and it was very high quality construction. I'll never own a DR Horton home again.

We purchased our home for 172k when we sold it 3 years later it appraised for 160k. We had a very hard time getting them to come back and fix. I understand new homes have issues but this was crazy. The first month the ac leaked in the attic. They had to come and fix took days. The next was the dishwasher was no contacted correctly and ghetto kitchen flooded. We had a hole in the tub in the guest restroom. The list continues.
Phase 1 of the neighborhood was going down. When we realized what was happening we decided to get out. The community fees were ridiculous and homes were not made to be kept up. Thus was Livingston trace in Denham Spring, LA. I do not recommend this cheap builder and glad we were able to get out of our home.

Do not ever buy a DR Horton home. I have bought 3 brand new homes in my lifetime. I retired and thought I was buying my dream home only to find out it is a nightmare. Right now in my brand new home at 4a.m. in December I am without heat as my unit is not working. This is just one problem out of a list that goes on and on. Rounded out screw heads left halfway in in a deadbolt. Door seals that do not seal. See the light from outside coming in. Cracked tiles left in floor. Doors that are not hung right. Cabinet doors not hung right. Outside siding not installed properly or installed all bent. Missing mortar from outside on bricks. Don't know where they got their bricklayers from. Must have went to those places where you work daily and get paid daily. Worse job I have ever seen. Messed up plumbing job in bathroom. The list is endless. Do not buy from these low life lying you know whats.

Your mileage may vary. We did not end up going with DHI Mortgage despite the $$$ incentive offered. In fact we were warned in advance by the Sales Manager to not go with DHI in passing, but we didn't really understand the comment until we dealt with them. To say the least we did not end up getting a loan through them.
Their incentive is bogus. If it's too good to be true, it's too good to be true. Why would a publicly traded company want to save you money? They are in the business to make money. The incentive credits they talk about sounds attractive until you see the MFO and GFE and actually see where all the credits are going towards. They are all going towards the inflated fees that comes out of nowhere. Even when we were less than 20 days from closing, they still could not give us accurate closing cost numbers. Every single rate, every day had different fee amounts for random charges that magically appear out of nowhere.
I'm sure their loan agents are overworked and underpaid. It shows. They are unprofessional in terms of proof reading the documents they send to you. The financial papers are all half **. Ask yourself if you want to sign your life away on documents that are riddled with mistakes even after sending all requested docs. It's just a matter of taking the time to go over the docs and copying over the right info. Our agent couldn't even do that.
The documents sent to us to sign had all types of errors. The city of where I worked was wrong. How much I have left on my existing mortgage was wrong. It didn't have my middle name in the docs even though the contract with the seller has my middle name. It's a matter of looking carefully at what's been provided and copying that info over to the loan docs. Why even bother if you can't even send the right information over? We should be enticed and wooed to sign with them. DHI is making a killing over time on the interest. The buyer should not have to bend over backwards. It's impossible to reach the loan agent at times. Originally they only replied to emails at the end of the day and only once a day. When it comes to money, do you want more contact or less in discussing the loan process?
Their promises mean nothing. I questioned many times over if they even want our business. They promise to do this and that at this day and nothing happens. It almost seems like they don't care and you're just another quota to fill. They try to force bad rates on us. We requested several rates since we did not want to pay out of pocket at close. We were actually asked several times what rates we wanted without actually being given the rates or the costs associated with it. So they want us to do their job for them now? They tried to send us disclosures to sign before we even narrowed down to what rates we wanted to lock in at. They presented the option of a floating lock. No Thanks! They basically trying to force us to sign bad rates with inflated fees that no one can explain. The fees are always different, even on the GFE.
Their email system is horrid. It does not accept zipped files and does not return any sent failures for large attachments. We sent over documents several times and each time no confirmation from the loan agent. We go meet with them and they say we never sent it. Why don't they just tell us up front? Why wait days later to let us now? Unprofessional without any effort to communicate. There is no transparency in an already nontransparent sector.
Save yourself the headache and any promise of a good incentive and find your own loan agent. You may end up doing all the work and going back and forth on the basic stuff that should be done right the first time. All the time wasted with nothing to show for. It took over 3 weeks and we weren't even close to locking in a rate due to incompetence of the agent. DR Horton and DHI is in the business of making money, not friends, and definitely not give away money to you.

WOW... This company's motto is to help the veterans and military of America. What a joke! It is bigger than when they sent into Iraq knowing there were no WMDs. If you even think of buying house from these liars and thieves, then you deserve to get thrown under the bus. I had the VP of Marketing call me and guarantee me my house and I was so qualified that I could have bought any house but I was strung along for 6 months waiting for my house to be built. It destroyed my confidence in American business and made my PTSD so bad I went into deep depression.
The VP promised me that I would be in house by end of week because the sales agent they had lied for 6 months because she had no idea what she was doing. The funny thing is the VP of the company took a week's vacation the next day, so I couldn't call her or come to FT. WORTH to tell her what she did to my service connected disability. I would have sued but you know what, if the house was like their business dealings, it wouldn't be worth me wasting time with a two-bit company that is worse than big oil companies. If you have any questions about this two-bit company please call me.

I purchased my house July 2013. The outside dryer cover came off 3 months after I moved in and they just stuck an old plate from another home that was dirty and not even the right color over it. They also left a 1' strip off the siding and said that it doesn't matter because water will not come in. They have people who come and mow the vacant lots and I have a vacant lot on each side of me. A piece of metal from the lawnmower busted my office window and they told me they would fix it but it is not a priority!! Never Again!!!

I purchased a DR Horton home in FL for over $300k. Five weeks after moving in, DR Horton had all but abandoned completing construction. Four doors leaned against the wall. 2x4's held up kitchen counter. Broken front window. Grout and tiles missing. No appliances were hooked up after "install". All ceiling lights were "on" permanently as light switches were not connected. No wall outlets worked. The list goes on at length.
Week after week I have heard that DR Horton crews will "be here first thing in the morning to finish" but they never show up. Most every neighbor in my community of 80 homes shares in similar experiences. I advised the DR Supervisor a class action suit is being considered against DR. He said; "DR Horton don't care, they got all the money in the world, posting profits of $956 million last year." Would I buy another DR home from "The best home builder in America"? Certainly NOT!!

My house was built by DR Horton in 2002. Although it has had several structural things wrong with so far (it looks like they cut corners everywhere from roofing to windows), but most significantly, the middle of the ceiling has significant cracks in it. I have had several contractors tell me it is structurally unsound and that if this progresses, the ceiling may cave down upon us. I informed DR Horton and they simply said that my warranty was expired. I have known many people to own a home that is more than 10 years old, and I don't know anyone who has this kind of impending ceiling collapse happening in their homes. You would think, at the very least, they would want to check out the damage, so that they could avoid making the same mistake when they build other homes. However, they are completely uninterested. They told me to hire a contractor if I want my ceiling repaired.

My home had mushrooms growing in the living room! A whole wall had to be replaced and four years later my terrace cannot be used and black tar paper is covering the whole outside of the building.

They are the shadiest builder EVER. They lie, screw homeowners over once they pull out of your development, and 5 of the 6 models of our home on a small cul-de-sac ALL have leaking windows. In 2-year-old homes. And if you claim warranty work on said windows, all they will do is caulk the window with a $5 tube of caulk. Nothing for the wet drywall behind the window or damaged wall.
When they left our development, they transferred a several hundred thousand dollar debt to the homeowners without telling us about it, claiming it was our responsibility when we took over the HOA. This was a debt that D.R. Horton agreed to cover when they took over the development from Portrait Homes. D.R. Horton never paid it. Instead, every home owner apparently owes about $6,000 that if not paid, will result in liens on our homes. Guess what? We don't have $6,000. We are a working class family of TEACHERS.
We have hired lawyers to fight them, but were basically told that it's useless because: (a) they're the largest home builder in the country, and (b) they already have so many pending lawsuits against them, it would take years. IN MY OPINION, IT IS CRIMINAL WHAT THEY HAVE DONE.

My husband bought his DR Horton house 5 years ago... In the last year, we have had two busted pipes. We tried getting in contact with the warranty people-who say we can only contract them by email or mail, no phone. Meanwhile, the leaks are raising the water bill. So, by mail or email is unacceptable. Each person that came out to fix the leak told us the builder used the cheapest PVC pipes known. We will never buy another DR Horton house again. We have spent a lot of money on something that should not have gone bad on a five year old house.

The worst experience with a builder I have ever had!! It started during the construction when we were led to believe by the Sales Woman that the floor plan included a fire place. The build was running late, and no carpet the day we were supposed to close. Now we have been in the home since the beginning of April and they still have not completed the 30-Day Warranty list. We have submitted it several times and I have even spoken personally with the regional manager. All of the attempts to submit the list can be proven thru the multiple emails I have saved. We started with a list of only 34 items and still have several items not completed. The list included repairs as small as nail pops to as big as the yard that is eroding away.

I have been forced to stare at a thirty foot wall of dirt for the past six months next to my backyard because Horton is too lazy to move it while they are destroying our view, backyard and quality of life... They are now building six home behind us instead of the three they were plotted so they can make even more money and screw us over! I have severe allergies and I can tell you that this situation is murderous for me! I have contacted the superintendent and my response is "tough **, we're trying to get out of here as quickly as we can..." Well it's not quick enough for me!

This is our third DR Horton home - both previous homes were pre-owned and this was our first that we got to choose everything in the house from the beginning. The DR Horton people were helpful at every step and the build quality of the home is tremendous! I absolutely love this house and am so impressed with the increase in quality and materials that DR Horton has come to over the last twenty years of being their customer, and I can't recommend them enough. One of the best values in homes today - do yourself a favor and look at them.

This has been the worst experience of our lives. My husband, myself, and our three children are relocating to Greenville, South Carolina. We wanted a new home but could not wait the full 6-7 months for one to be built. The Hemlock subdivision by DR Horton had a home we were interested in but we needed a few changes. They agreed to them and we signed a contract. However, I was in PA at the time and we did not fully initial or date it. The seller's rep, Barbara **, sent it to be ratified anyway.
I was feeling like something was not right so I scheduled my husband to meet with Barbara and the site manager, Jeff, to do a walk through to confirm the changes. At that meeting, she stated that just because it was in the contract doesn't mean you are going to get it. What? That's what I thought contracts were for. At that point, we decided to terminate the contract. They refuse! Now, they won't give our earnest money back and we may have to hire an attorney. DO NOT BUILD WITH THEM!!!!!!!

My first walk through, the roof was under repair and leaking in the living room and wall. I was assured it would be fixed and everything replaced for the final walk through. Roof was still leaking, nothing was replaced and paint was touched up. Roof leaks next time it rained, Dr Horton sent workers to fix roof, still leaking. Finally I got a letter to see what they had fixed, 1st tar all over the roof, shingles damaged from all the workers running around on hot shingles, all the caps have cracks running down them from improper installation.
Then I notice the puddle, pitch, and valley was not to code, creating an area that held water and when it rained would back up and leak through the roof. Dr Horton has a handyman who has been working on the roof and left it unfinished, we have water running out of the light switch and other parts of the roof. I want an engineer to reframe my roof and a Professional roofer to reshingle my entire roof. I want compensation for lost work, since we have to take off work for them to complete the job.

Our home still have the same problems it had the day it was built. Our plumbing in our guest bathroom, the water pressure is very low in the sink. Our bathtub gets stopped up very often. Our dishwasher had a bad leak we had to turn off the main line. And garbage disposer has had a bad odor ever since we have been in our home. Our air condition in our guest room does not cool. We had D.R Horton to come and check it twice. They said each time nothing wrong with it. We just keep an electric fan in that room. We also had D.R Horton to check the flooring in our master bedroom and our quest room. It feels like we are going to fall through the floor. When these people came out to repair the floors in these rooms nothing was done. This is almost four years later and it still feels like we are falling through the floor.

Please take a minute to read! First of all, DR Horton is my second new build. My first was Choice Homes. Now Choice Homes was a nicely-built home with a reasonable price. Not many upgrades to choose from but very nice build. I made my selections and they gave me a plan and stuck to it and were very helpful all the way through. They met every deadline and moved in very happy. Now it had its problems as well but was addressed in a reasonable time. I got remarried and needed to find a house for my wife and I and fell in love with DR Horton in Deer Run Estates in Crosby, Texas. Like everyone else, they were angels and got us under contract quick.
Now, we are DIYers and knowledgeable about building. If you build DR Horton, you must stay proactive and stay on them. Yes they do shoddy work. I don't know if this is due to poor management or poor contractors but these houses are too expensive to have shoddy work done. We have not met a deadline yet and every upgrade has been wrong. We constantly go by and email the general contractor to let him know. So many problems I cannot list them all but the end is near. The general contractor is repairing every item so far and, you guessed it, they are tired of hearing from us and ready to get our house done and out of their hair.
I don't care as long as the house is the way I want it and the way it should be. These houses are beautiful, expensive but beautiful, just stay proactive and don't give in because I guarantee you will not get the repairs done afterwards no matter what the warranty says. This is with all new builds. Just hang in there, stay informed and research building codes if you have questions. And one more thing, everything is an upgrade. If you have the patience, you can get it built the way you want it and the way it should be. We were supposed to close on Sept. 30 and did not make it. Hopefully, we make the Oct.14th closing... Good Luck to all new builds no matter who you choose. Remember, it is going to be yours not theirs. Stay on top of things. Stay informed. Use your own realtor. It is worth it in the end. At least, I hope so if the end ever gets here.

My husband and I purchased a new home from DR Horton the Cambridge Model (level B) after falling in love with the model one. We loved all the storage that it had and knew it would fit our needs. We loved the fact that the hall closet downstairs went all the way back under the stairs. We had tour the other Cambridges that was in the neighbor just to see some of the upgrades that was in the homes. After the house was built and we were all moved we noticed that they blocked off the storage under the stairs. We called and sent emails for them to come out and fix it.
The response was priceless. They sent their senior warranty specialist out to look at it, and this is what he said - SR warranty guy: They won't fix it. Me: Why not? All the other Cambridge homes have it that way (7 total). SR warranty guy: Well it's because the contractors made a mistake. ME: Your contractors made 7 mistakes before and after my house was built? SR warranty guy: Yes. Me: So what you are saying is you're in a habit of misleading your customers? SR warranty guy: No answer.

I finally went up into the lower attic after 7+ years of not being able to cool my downstairs office/bedroom and discovered that there was no insulation over it. Maybe they did not have to put it in since this attic is also over the garage but that just doesn't seem right to me. The large intake vent for the central Heating/Cooling system is just outside my office and neither that nor the bathroom next to it has insulation over it. Now I wonder if there is insulation between my office and the garage, probably not...I don't think they have to do that and the way Horton seemed to skimp on things, I would not expect it.
I would have gone up there sooner but a few years ago I had an A/C serviceman up there to see why the office wasn't cooling and he just mentioned a kink in the vent tube going to my office. Supposedly he fixed it but nothing changed, the office is too hot all summer and I must have a fan on whenever I'm in there. I would have thought the A/C guy would tell me, "Hey, there is no insulation up here!"

The Customer Service with DR Horton is awful! It's nearly impossible to ever reach an actual person in regards to obtaining customer service or warranty work. You are requested to follow up online and write your concerns, only to be sent a generic email in response and it takes weeks to have a customer service person respond. I have unresolved issues that have not been addressed and keep getting put off by the only person who seems to be working the whole realm of the service department and being told as an excuse, that my issues have surpassed the warranty period but were never addressed during the warranty period!!!!!! I am also told that for example: "the painters have already come out to your house and you signed the work order". However, the contractors do not speak well enough English to explain anything to them. They are the ones who tell you they are only there to do certain repairs and that someone else will come out and take care of the other problems and then you never hear from them.
I do agree, they are just anxious to take your money and sell a house but truly do not listen to your concerns. Once it's sold-on to the next customer. They send you surveys to take to rate their performances, but I give up on filling anymore out because it doesn't do any good. They do not listen to what the customer has to say/nor do they care. They need to have more of a service TEAM. They take the cheap easy way out for standard items in a built home. The appliances are bottom of the line products. Before I purchased my home, I wish I would have done more of a thorough investigation on the company because I see now there are so many complaints and most of it is customer service related issues!

Stopped in to take look at Reedy Springs subdivision in Greenville, NC. Salespersons on the property and in the corporate office all do business the same. They are not interested in selling you a home. They are more interested in taking your deposit and getting you into a contract before they give you any details. Let the buyer beware!! These folks are putting on an great face but have ZERO follow through and work at their own pace. They could care less about what you want. Homes looked nice, been four years in the making and have not finished the pool clubhouse area yet. They won't work with you at all. Just tell you a bunch of untruths and never come through. They will not negotiate price or amenities in their homes.
Go see LENNAR for a better home and help by their salespeople. DR Horton? Just look at how many review and bad reviews at that, they have. Just terrible folks. They don't listen or even care what you're asking for. It almost insane that people buy anything from them at all. This is from the top down. I have all their names but will not mention them in a public writing. Good luck, if you have already bought from them. I walked away!!

I scheduled an appointment with the local office to have the flooring company replace faulty boards in my floor. The first appointment was three months ago. I followed up several times with the same person in the local office to make sure the appointment was on the calendar. Nobody showed up and I did not receive a phone call telling me there was a delay. When I contacted one of the contractors he found out I was not scheduled. I was angry because I took a day off work. That day I scheduled a new appointment three months out for September 16. I called the office Friday the 13th to make sure we didn't repeat what happened three months prior. She confirmed Sept 16th at 10:30.
On the 16th at 11 nobody had arrived. I called the office twice but nobody answered. I drove to the office and everybody was there. I told the girl I scheduled with to get the flooring people to my house today and walked out. Once again the contractor calls and says the flooring people didn't have my floor color and had to order it. I told him my appointment was three months old and I could not believe they were not prepared for my appointment... again. I hung up on him. DR Horton has no respect for anybody's time. They do not follow up with you and in my opinion they deliver horrible customer service. Their homeowners are the reason they have jobs.

DO NOT buy a DR Horton Home. I have owned my home for almost four years and while it is pretty on the outside, the guts are very low quality craftsmanship. The absolute cheapest materials and construction was used. Every time my wife tries to hang a new fan or light, new surprises await. One time the recessed can light was just hanging from a wire. Today found a cheap plastic electrical box screwed in with one screw and no additional support. Yesterday, my wife and I had to construct a support to affix a hanging light to another box in another hole that was barely attached and could not have supported the new light. Meanwhile, the cheap (probably Chinese) drywall is crumbling all around us. In fact, the drywall is so cheap that wall anchors barely work - and sometimes don't - to keep things hanging on the wall.
The electrical is so bad that it trips for no reason, or with just a vacuum cleaner and a light on the same circuit, yet the electrical company Horton used says there is nothing wrong. In fact, my wife got shocked today installing a ceiling fan when the current was supposed to be off. There are many more things I could write, but I think you get the message. DON'T BUY a DR Horton home!

We were given so much false information about our neighborhood and the builder, D R Horton. The sales pitch included Exemplary Schools, dependable HOA, and our house built by "America's #1 builder". We have had numerous problems with our home from day one... lawn drainage issues, water leaking and baseboards swelling when it rains, air flowing into the bathroom sink pipe from the air condition/heater, cracks in the tile throughout the house, cracks in the ceiling, and the entire circumference of the master bath. When requesting maintenance from D R Horton, the techs show up and reassure us that the problems with our home are a figment of our imagination, and that the cracks are a sign of the house "settling". I've seen 100-year-old homes in better shape than ours at seven years.

Thank you for your review. My husband and I were contemplating buying one of the new townhouses being built and we decided to back out. The contract was very one-sided in favor of the builder and they were unwilling to negotiate any terms (To me, a one-year warranty for a brand new home is insufficient...a good builder would offer a better warranty). The contract absolved them of all responsibility immediately (not even a one year period) for issues with drainage, grade, and seepage (water runoff) and we came upon your review. We knew the language was "boilerplate" but terms can still be negotiated.
We talked to an attorney who regularly reviews building contracts and he advised against signing it. We then decided to look at reviews online - and boy am I glad we did. DR Horton is a huge builder, so there are bound to be complaints, but when I saw a recent review from Occoquan, it raised a red flag. I also noticed the complaints (in various states) are consistent in terms of quality of materials used and customer service. So - thanks to all who have posted (and provided warning). The sales agent was very nice - so nothing against him - but I just don't trust this company.

First off, DHI Mortgage spelled my name wrong on my closing papers and refused to change it. They had forgotten a few papers at closing and needed me to sign them after the fact. I refused to sign until the problem was corrected and they told me it couldn't be. After two months finally and contacting the corporate office, they corrected their mistake. The builder told me at closing he would come back and correct some issues the following week after closing due to it being a holiday week. He never came. Here I am two months later and never seen the builder, never got the the items corrected, never got an orientation to my home, or the touch up paint kit. If I had the option, I never would have closed, but I had to be out of my apartment and they promised they would correct the problems.
I would never recommend DR Horton or DHI Mortgage to anyone. I can't even mow my yard because they didn't level, remove the rocks and the weeds. I even specifically asked about that before they laid the sod. Poor work, poor customer service. After talking to my sales person, he said he would file the items through warranty. I never heard back and now he won't return my phone calls either. Be careful when buying. Don't close until everything is right, even though they seem sincere.

After writing their Corporate HQ, DR Horton came out and replaced our siding with no issues. They also replaced the neighbors window that was reflecting the heat causing our siding to ripple, all at no charge. The guy that came said he was sorry that I had to write such a letter to get the siding replaced, he was very nice and helpful. I'm happy to report that we've had no issues with our home after almost 3 yrs. We've been happy with our home!

This was our first home ever, we were so excited! We were told like many others, that DR Horton customer service was excellent. Unfortunately, that isn't the case. After only 2 weeks in our home, the sewer stopped up and overflowed in our downstairs bathroom. We submitted the complaint through the portal as was required. Unfortunately, no one seemed to be monitoring it. After urgent emails and phone calls, they came out and found there was a blockage in the line (rock and can). We had to have the molding replaced and paint done. Also, our kitchen faucet was not attached properly and there was grout in the electrical outlets. All this finally got fixed. What didn't get fixed was our siding.
After 4 months (April 2013) in the house, we noticed one side of the house had ripples in the siding, like it was all dented. DR Horton refused to fix it because they said the sun caused it and nothing to prevent it. No other house in the neighborhood has this issue and the sun hits everyone's home pretty hard. The siding mfg is willing to provide the siding for free if DR Horton will install it. They refused. The warranty ends in 3 months and I'm still fighting to get the siding fixed with no luck. Needless to say, we are quite disappointed.

Well where do I begin with DR Horton, other than to say they hire nothing but liars and thieves to get you into the house and once they have your money you are just a warranty submitting client. Bought a house in the Brownsville area and can't wait to load it off onto someone else to deal with these people. They smooth talk you and make it seem like everything is going great. You sign the contract and then the fun begins. They lead you along with only one person making a decision for you to get the final price on their homes. Then you have to close and hopefully it isn't when their powerful leader is out with his horses and can't give you an answer.
If he finally says yes to your price, which he will not and he will make a counteroffer, that's when you should run and run fast. But if you decide to stay and stick it out cause you really want this house. Make sure you don't take that offer, unless you only have days left in your rental and if you do ask your landlord for another month to stay there, cause they are going to keep stringing you along. Well if you have made it this long and are still working with them to buy this home, GOOD LUCK!!! Cause now all the fun begins. You do your walk through and point out everything that is wrong or need repair. They promise to repair everything before you move in. Just take pictures as you go for your records and so you don't forget too.
Now comes the final **. They have everything in order for you and you are getting all happy and ready to move it. Now they are going to tell you that the things you have on your list will be done right after you move in, we promise. Hoping your house is at least cleaned when you finally arrive and don't sign off on the paper they give for the keys if the house isn't cleaned. Make them bend over backwards for you to get you into one of their homes. Make them spray your house for insects and show you a receipt that all the stuff has been done and been done by a company that they don't pay to come in and do things, with having done them. If you know what I am talking about.
Hopefully you have read this and realized that I am only giving you a heads up and can only tell you once I told you so. If you have gone through with your purchase, I am hoping you have a really good lawyer or the patience of a saint to deal with such people who do nothing more than LIE!!!!

While I love my condo and its great location I will NEVER buy a DR Horton built home again. They cut corners and use cheap materials and products. During the construction of my condo, they drank on the job. For weeks a Mike's Hard Lemonade bottle took up residence in my master bathroom. It moved from the vanity to the medicine cabinet and they didn't even bother to throw it out. Nope, they painted over it. I have pictures. They also installed defective fire alarms so every so often my alarms go off for no apparent reason. They refuse to own up to this and now I am replacing ALL my fire alarms. Their response to this issue was,"Well, at least it wasn't a real fire." It is my understanding that when the batteries are low the alarm will chirp not engage in a full alarm blaring, Fire! Fire!
Also, my final walk-through was awful. My place was a mess. They didn't bother to vacuum or dust or clean up garbage lying around. They got testy when questioned about this. They also, never came back to address some of the issues found on the walk-through. I had to track them down. Almost 2 years later, some of my walk-through issues are still open. Guess what? That's out of their warranty range. DR Horton delays and puts off addressing fit and finish issues until after your warranty expires. Then you have to beg to get them completed.
My community has gone through 3 reps and it was built in 2011!!!! Don't get me started on their toilets. Substandard on all fronts. They couldn't even center mount my alarm system to the wall. Several units failed inspection due to improper insulation to the HVAC and water heaters. Their response to concerns over carbon monoxide intrusion, "Well, that's why you have carbon monoxide detectors." I paid for upgraded carpet and padding but they screwed up the installation. The seams are showing, there are carpet fibers showing everywhere. You say that's from heavy traffic? Well, it's only me walking on the carpet so wear and tear should be minimal and I vacuum weekly. My kitchen cabinets were poorly stained. I have several drawers that have stain blotches. I know the grain of the wood can cause this but the grain of the wood under the blotches are smooth. The lesson I've learned: if you have the opportunity to witness the construction of your condo from foundation to completion, hire an independent General Contractor to oversee the construction. It is worth it.

DR Horton came in with their millions of dollars and big banker contacts to securely strangle all the local well respected builders from our area. They come in and place every bit of the developed lots under contract so that no other builders can even attempt to purchase lots to do business or build for their own consumers. Great quality builders are being blocked out by DR Horton's tactics. They hold up developed lots until the market gets better before they build creating a monopoly on everything. If the lots they hold up turn out to not perform, they just back out of the contract and go on their merry way unharmed where a traditional builder would be held responsible.
Local builders can't operate the same way they do and have to pay for what they agree to do. They come in, build the ugliest homes using bulk materials bought out of state and prevent consumers from the chance of having a quality local builder work for them. When you are the largest home builder in the country, you can come into a community and lose money because of all the other profitable projects around the country. But then the consumer and community is crushed by their need to operate the way they do and it's all for nothing they even came here. They are killing off financially and spiritually all of the most skilled and talented home builders around the country.
WAKE UP, People. DR Horton are just corporate bullies that only care about taking your money. They don't care about the end consumer and that evidence is in many of the homes they built and the consumer reviews here. The day is upon us that the independent contractor looking to build a career in the home construction industry is near dead. I know this review does nothing to stop it but at least I got to vent... so... whatever.

I had a beautiful home built on Hilton Head Island in a lovely neighborhood. Unfortunately DR Horton bought the neighborhood right after my home was completed. They are building extremely cheap and very unattractive homes in the neighborhood. Instead of the muted stucco that was being built they are building houses with siding that's being painted pink and blue among other colors. The home they show on their website as advertising the neighborhood was not built by them. They've ruined the value of the existing homes. If they buy your neighborhood - sell and move as soon as possible!

My husband and I bought this DR Horton home 1 year ago this April. We sought out DR because my parents live in one, and they love theirs. And to be fair, it is lovely. All was well with our home. We knew that our new neighborhood wasn't the most "upscale" one in DFW, but we thought it looked nice enough. After we moved in, and went to our 1st HOA meeting, we found out that DR Horton had sold off over 1/2 of the homes on the community to investors. So most of our neighbors are renters, and this would account for the loud noises, poor upkeep of the property, etc. We had to call the police on many occasions.
So about the quality of our home, the garden tub, it had a hollow sound to it, and you kind of "sunk" when you took a shower. They had to replace the entire unit. It only took them 2 months before they would actually do this. You know, not everyone could agree that it needed to be replaced. When they took the old one out they found out that the contractor neglected to fill in the space under the tub. It was open, and hollow! When we tried to plug in the TV in the living room, the outlet didn't work. Some guy came out and started poking holes in the wall for at least 5' till he found the right place to put the box! So then the wall needed to be redone. It sat like that for a month! I will never buy another DR Horton again!!!

My husband and I signed contract with DR Horton Homes at Lake Merial, FL (Panama City, FL) on 16 Dec. 2012. We were told by the Sales Rep. that our home would be completed in 120 days. Even though we didn't really believe that date, we thought shortly after that it would be completed. At the time of contract we signed a form for a Option Deposit due at 90 da. So, on 15 March 2013, we gave Horton a check for $5,000.00. Our house didn't even have a slab at that date, but since we signed an agreement to pay, we did. Still thinking we were going to get our house in due time.
Well on July 19, 2013, we decided we were so tired of all of the lies and the poor construction practices, we withdrew from our contract due to non-conformance. We didn't have shingles on the roof yet... they were stacked, but not installed. The felt that was installed 6 wks. prior was torn and missing in many places exposing the bare plywood to all of the rain we have had in FL (over 25 inches). Two of the options that we were paying for (two floor plugs in the living room) were not installed during the pouring of the slab, so they were going to chip out concrete to install (not good). We were released from our contract and we are getting our initial $1,000 back, but not the Option Deposit of $5,000. Seems that we signed a form that said that won't be refunded..... What a ripoff????

I've been in my D.R. Horton home a year now. When we were in the process of buying, designing the house, DHI mortgage sold me on a 10/10/80 loan, in which I would bring 20% to closing, but would sign an equity loan right after I close on the main mortgage. I planned to use the 10% equity line of credit to add a deck and finish the basement. On the way home from closing (the keys they gave us didn't work either), we got a call from TCF about our home equity line to close on: (paraphrasing) "We're not able to do an equity line, there appears to be no equity". My home value was being appraised at a $90,000 less than what I just closed at, moments earlier. My 20% down payment was $85k. So, I was underwater, and I hadn't even stepped foot into the house.
Since we were stuck with a place to live, as we had sold our previous house, and closed out the lease on our apartment, we had no where to go and just a few months of cash to handle moving. I immediately ordered two (2) more appraisals from different companies, and the best of those two was still $40k lower than the fraudulent appraisal I was handed a couple days before closing. All my neighbors are paying $60k to $100k less, simply because I was the first person to buy in the new neighborhood and they screwed me the most. 4 days before closing, they asked me to sign a waiver to NOT have to see the appraisal before closing. This was a red flag, but there was nothing we could do. They knew they could totally screw us. I've since talked to an attorney, and I am not able to fund all the legal fees to get my money back. I am now working with the District Attorney instead to come to resolution.

We had to redo all our landscaping because the color picture of rock we were given to select looked like we were selecting a decent grey limestone. I did not read the fine print that said "red". They put all this orange limestone crap on my house and made it look like a pumpkin. We got another contractor and had them fix all the crap for $3k because D.R. Horton wouldn't do it. Fast forward a year and they began doing the grade for our neighbor's house. What did they decide to do? Re grade my yard. One night when we were away, they moved 15' of rock so they could scrape 6 more inches of yard off of my property to make the slope better. This was instead of putting back the dirt they took out between the houses. So for this story, I'm filing a police report for vandalism and trespassing. In Summary, D.R. Horton and DHI Mortgage should be avoided at all costs. You'll get more happiness living out of your car.

I would like to state first and foremost that I am a D-R Horton Employee. I do not plan on being part of this company much longer and will tell you that these are the worst houses you could purchase in the El Paso area. They do not hold up and will make the neighborhoods look like garbage over the next few years. I have heard other residents complain that their home value has been affected by the appearance of Horton homes in their community. Not to mention trying to sell your Horton home. Good luck with that one.
Their sales reps will be very good to you until that contract is signed. You will not hear from anyone until appraisal and inspection and once you have closed you are pretty much screwed. They have a 10-year warranty that is only good for two years and then only covers building damage and that is all. Electrical, gas and plumbing, you're on your own there buddy. They will flat out tell you it's not their problem. Horton does not care about their home buyers. They furthermore do not care about their staff or sales team. They are cheap and will cut every corner possible to make a profit. I highly recommend going with anyone but Horton for your next home purchase.

We signed a contract to have a home build by DR Horton (Emerald Homes) in November 2012. They gave us a date June 28th, 2013 for completion. We are in July 2013. That home's nowhere been finished. It took 5 months before they even started and each phase, it takes them a month to complete. It stays at a standstill for weeks at a time... It appears they don't have the manpower to build this house. For some reason, they continue to drag their feet. I need some outside help. They keep giving me the runaround. This house is in Rockwall, Texas at the Preserves. We are financially able to buy this house.

We bought a house from DR Horton earlier this year. The sales person was very dishonest and shady. All they care about is selling you a house, not divulging the truth of the property. We have a parking lot next to our house; they told us there was nothing they could do about it... that it was parking for the pool. After doing a lot of research a couple months later, the parking lot shouldn't be there and is 4ft on our property.
We contacted DR Horton to fix this problem. After getting the runaround for a month, we got the "it's not our problem" you are the new homeowners; you need to take care of it speech. What a piss poor run company. They really need to start treating their home buyers better. Well I guess it’s time to get a lawyer for me, money I didn't really want to spend, but got to do it. Our community has a bunch of problems besides mine; I guess that’s why we are filing a class action lawsuit. New customers, steer clear from DR Horton Homes. They will screw you over and laugh doing it.

We signed a contract on November 9, 2012 to purchase a house in Hammock Bay in Freeport, FL with the contingency of selling our home in Tennessee. We picked out the lot at that time and paid our deposit. We moved to FL in December and immediately notified DR HORTON when we had a contract on our house in TN (Feb 25). As of March 28, house had not been started. We made DR HORTON aware we needed to be in house by the end of June. In the initial walk-through, we were told the house would be done in 80 days from date of slab being poured. We were given date of completion of June 28, 2013 which worked for us. I asked, "If at all possible, could we close on June 26 in enough time to get our furniture out of storage by June 30?"
Supervisor said he would try his hardest. We were then notified that a new supervisor was taking over and when meeting with him, we were once again told June 28. A week later, we received an email stating that the closing was being moved back 30 days to the end of July and the reason being no subcontractors to complete the house. We then started looking at houses out of the Hammock Bay area and couldn't find one we liked as much as the one in Hammock Bay. We then went back to Hammock Bay and found another house which we do like, but, of course, the original one was the one of our dreams.
We closed on June 21, on the second choice house only to find out the house right next door to our original choice house was closing on June 27. We cannot figure out why the house right next door could be completed but ours couldn't. The entire time we followed the building of our original home, the one right next door was always further ahead in the building than ours was and meeting the people who were purchasing the home, she told us their closing would be the end of July. We just feel like we were pushed aside and I have asked for an explanation as to why this happened. As of yet, which has only been a few hours, I have not heard anything. Of course, they have their money now so why do they care if we are happy or not?

I submitted my warranty issues to Horton in April. It is June 20th and nothing has been done. Additionally, they broke my sprinkler system when they graded the lot next to us for sodding. Not only is the grass at issue, but $300 worth of citrus is suffering!! They are not to be trusted nor do they stand behind their work!!

Just purchased a DR Horton home and haven't really lived in it yet, and it is a piece of ----! Poor quality from top to bottom. Windows don't work, painting is terrible, sod laying is awful, scratched cabinets, tile does not fit in corners and chipped tiles just grouted in. The supervisor should not have his job. I paid a lot for extras and without any carpenter experience I could have done it better myself. The house was absolutely filthy at final walk-through. I talked to neighbors after we closed and 2 of the 3 are unhappy and are still (after months) trying to get all the items resolved. Wouldn't do it again!!

Closed on home on 5/18/2012. Seven months after moving in, the trusses are sagging. They have had everyone from DR come, look and measure. Some of the sags are 1/4'' to 1/2'' sag. Today, 6/14/2013, they told me it's not out of spec and case closed. If anyone's looking to buy a DR Horton home and would like to see the ** work they do, you can call me. We signed a contract to have a house built in Birmingham AL in the Cotwell area. Buyers need to beware. DR Horton is selling houses that will not fit on the small lots they have available. Sure, they would put the house on a lot with the back edge of the house within 2 ft. of the steep drop off of the lot. The second lot chosen would not accommodate the house (too narrow). The process of picking the upgrades (which are expensive $30,000 plus) was completed and we felt we were ready to begin but put off again and again. There was Poor communication between Reality South and us. If we did not have an excellent agent, we would have been railroaded. When we finally gave up as it was clear DR Horton did not want our business, it was quite a hassle to have our deposit and design deposit returned. DR Horton, in my opinion, had no intention of building a house in the stated time of completion. We were, with all the hassle, finally relieved to finally get closure and our money returned. Reality South agents should not be in the customer service business and after reading so many of the complaints about DR Horton (after the fact), I should have never dealt with or intend to deal with the company again.

I purchased DR Horton home in 2013. Pushed toward settlement for "quick delivery.” Many items left incomplete at pre-settlement walk-through like painting the exterior trim and shutters that fit and cracked soaking tub installed. The house was filled with combustible methane gas (sewer gas). Horrible smell and dangerous. It took getting incredibly ugly to get any attention more than 5 days after settlement. Near impossible to get attention to complete pre-settlement list, not to mention entire punch list.
No escalation path to executive management. No care from sales staff, not even happy talk... just neglect and tales of short staffing and general avoidance of issues. Only way to get attention is to be ugly, brash, demeaning, threaten lawsuits, news coverage, etc... Who wants to have to deal with a company like this? This is big time drain, energy and positive attitudes. I purchased three other new homes from other homebuilders. All have punch list, but none have come close to the stupid errors and total lack of customer service in addressing issues.

I just bought a DRH home in the Phoenix, AZ area. The sales staff was great and so was the DRH Mortgage staff. However, the house quality seems to leave a bit desired. All DRH does is hire subcontracted Mexicans to build the house and add $150,000 to the sales price for essentially doing nothing but buying the land and marketing. The mark-ups on the options were ridiculous (2-3 times what you can buy the same thing at Home Depot for). For example, they wanted $120 to install a dimmer switch. The construction workers caused significant damage to the walls (holes, paint scratches, etc) that were never repaired. Buy your own land and build your own house and you will save a ton of money.

So first off, my fiance and I found a DR subdivision while we were out house shopping. So we stopped in and the saleslady took us around to what we thought were available homes. Well, of course, we found one that we really like so we got his parents to come and look at with us. Of course, they loved it too. We stopped back in at the model home and told her which house we were interested in. That's when she informed us that that house was already sold. Well, we thought we liked the houses so we sought out another subdivision that had the floor plan that we liked and we found it. Well we went ahead with a contract for a lot surrounded by a pond with the house we want, etc., for $190k.
So four weeks went by when we got a call from our sales representative saying that the house is too big for the lot. What the **. How can you pick house plans for a subdivision that not all the house fit on the lots? Well after speaking with our sales associate to cancel the contract and to talk about our options, she told us, "Manager said he can probably hold the lot, but not the price of the house. When they re-evaluated the home prices and cost of material, they found they were way under and not making anything on the sale." Her solution was for us to pick a new lot and to pay the new price of $230,900, and just not put as many upgrades into our home so it wouldn't be too expensive. This is not a solution. ** this company and we will NEVER consider them again.

I called a friend who owns a plumbing service and he used a camera to check the pipes. He discovered that a piece of PVC plastic that once covered the plumbing pipes had been busted and left in the sewage pipe. I submitted a warranty request to DR Hornton and they sent out a contractor to auger the pipes. This resolved the issue and we have not had any troubles with the plumbing since then. I am happy DR Hornton responded quickly.

We had a house built by DR Horton and we love it. The only problem is the plumbing. If you make big #2s, you need to go with a different home builder. If you have a DR Horton home, here is how to flush the toilet when it backs up (even without any toilet paper): Fill two different sinks with hot, hot water then pull the stopper for the sinks and repeat until the toilet clog is gone. Keep flushing the toilet until the clog passes. Plungers do nothing for the plumbing in these homes. It only pushes air out the vent on the roof. Maybe they were the undocumented workers who lack the skills to put these homes together? The plumbing is the only thing we don't like about our home. Everything else is fantastic. We get toilet clogs at least once a week and it happens even without toilet paper.

I never would have imagined that I would had experienced being misled and lied to on so many occasions regarding closing dates and having certain issues of a new home purchase contract. First, the onsite agent will lie to get you into the contract. I admit the neighborhood did intrigue me to buy. But never the less from the start point and present, anything that has come out the agent's mouth hasn't been worth anything to count on and the broken promises has interrupted my personal affairs and finances tremendously.
The design center over charges the home buyers at least two times more than its value. And everything home accessory that is offered to select is in Home Depot for far less. I thought I was getting custom design that would be found in my local neighborhood hardware; but to my surprise, DR Horton is ripping home buyers off. The appointed lenders are snotty and don't work in favor to get the buyer the best mortgage rate possible. Lender constant focus was to acquire how much can be put down at closing so they can walk away with a good commission. They never once show any gratitude to me. Heck, I got an approval with other lenders who still stay in touch and sends small nice gestures as a constant reminder.
Oh then to top it off, matters got even worse! I have never purchased a home in my life, but the underwriter contacts me to say I am in debt with a home in location I have never been to or lived, and I need to provide more information before they can go forward on my contract. Are you serious? Yes, the underwriter had confused my paperwork with someone else's file. It took several emails and phone calls before the underwriter responded back to me just to say "We apologize for the confusion, your loan is good!" Now, I have had my home inspected yet. But so far, my closing dates have changed at least four times, and I have had to rearrange my life unto the point that I am asking myself, "Will it be worth it in the end of closing?"

I am in the process of buying a house from DR Horton in Jacksonville, FL. This is the worst experience I have ever had buying a house. These people are sweet as sugar, up until you sign that contract. They completely forget that you even exist and go as far as not even picking up your phone calls. They have taken twice as long to do what they promised to do with everything! The superintendent can't even do his job and seems even bothered when asked to do what he is supposed to do. They always apologize to you, but they still do the same things over and over. The office is supposed to be open the whole week per their website. But it seems they are always off.
You call the people at the office on Tuesday or Wednesday or any day in the week and they say that everyone in the office has the day off. I would call on Friday and they say they are off. Who in their right mind has an office where everyone takes days off on weekdays?! They do not return your voicemails. The most hilarious thing is that they are purposely ignoring your phone calls because my husband and I have had to call from other phones, and then they pick up. So unprofessional! I could list all the issues I have had with this company but I would go on forever.
Overall, it is horrible and unprofessional customer service, which is a disappointment because they worship you until right before you sign the sales contract, then you see their true colors. The worst thing is that I have not even moved, so if their pre-closing dealings are like this, I can't even imagine how is the house built (it reflects on their professionalism). Please do yourself a favor and don't deal with these people because it is going to be a headache.

My house was built in 2001. And now there is over $50k in needed repairs but the house is not worth fixing due to foundation failure (I have 4 cracks that run completely through the slab and some have spread 1 in. apart). Some of the other major issues are all of the windows are unable to open. A/C ducts are falling apart. Bricks are cracking. Ceiling is cracked in 7 places. Plumbing is coming apart in the walls and the house was improperly wired. I have spoken with the county inspector and he claimed most of the DR Horton Homes in my area have the same issues. I have no idea what to do. I cannot sell a house that is falling apart.

My husband and I purchased a DR Horton home in May 2012 after cancelling 2 previous contracts. Boy, do we regret coming back (note to self: always listen to your gut). This is the 3rd home that we have built, and I must say the craftsmanship and the quality is the worst! Subpar (very cheap) materials were used in the construction of our home. The HVAC unit is so loud that we have to turn the volume up when watching TV just to be able to hear over it even after compression blankets were placed on the units and the wall in the master bedroom sitting area being cut open to adjust the pipes and the installation.
When someone is upstairs walking, it feels as though they are coming through the floor. This is also true in regards to the laundry room that is located upstairs. The tape that was used to hold the sheetrock together in the ceiling can be seen. I was told that this would be taken care of at our 10 month walk through. Well the 10 month mark has passed and not a word from Josh ** or Ben **. Lucky for us this was only a temporary fix. As soon as our boys graduate from high school, we will be selling this piece of crap and moving back to our Ryan home! I would not recommend a DR Horton home to my worst enemy! The customer service after the closing is lacking.

We were supposed to close on our house on 27 March 2013. It did not happen. We had to close two days later with an unfinished house. The majority of the blue tape, where the painters were supposed to have made corrections, is still in place. There has been an ongoing dispute about downstairs dens now becoming a bedroom. This has caused a delay in several homes being closed or having to be modified with an additional window. The housing inspector for Prince William is a fat slob that only checks smoke alarms and light sockets. Never once did he check the plumbing in the washroom. Had he bothered to roll into the washroom, he would have seen that the pan for the washer had a crack in it and that it was not properly installed. DR Horton also made the hole too wide, which allowed water to run down into the inside of the house and cause water damage. The water that pooled under the washer went through the walls and onto our floor into the kitchen.
Finally, the AC was never tested by either DR Horton or the housing inspector. It is currently 85 degrees in the house and we are waiting in line for the electrician to maybe call back in the next week. At least, I did not have a deck built on the backside of our house like our neighbors. They will most likely have to rip out the decks to have windows installed or have their house condemned by the county housing inspector, if they can ever get him out of Dunkin' Donuts. There was supposedly to have been a city council meeting to discuss if the windows were needed or not. I have heard conflicting stories. I want answers. I currently have a house that does not fully have power to all of its rooms and to its appliances. This is not the service I expected from a national level builder.

We purchased a DR Horton home a little over a year ago and it has been the worst experience we have ever had. We paid close to $300,000 for our home and expected to get a quality product. Everyone was nice and helpful through the buying process, but that's where the help stopped. We just had our 10-month walk-through and we have been in the house for 13 months! We had problems that needed to be fixed when we moved in and they still to this day have not fixed them! It seems once you sign on the dotted line and they get your money, they forget all about you! Don't ever buy from DR Horton; we regret it every day.

We moved into our DR Horton home in South Carolina 3 months ago, and it has been the worst decision of our life. The heat doesn't work and my driveway is flooded during any rainstorm due to no drainage. In addition, the super has changed 3 times; and the regional manager Ben ** is the worst to deal with. They do not follow through with their 2 month reviews as was sold to us. Don’t ever purchase a DR Horton home! If you are considering a purchase, please contact me before you make the same mistake.

We bought in Myrtle Beach, SC in a community called Bermuda Gardens. It had lovely pastel colors, with metal roofs and Bermuda shutters. We bought here because of the style of homes, the maintenance and the heated indoor pool. DR Horton has come in and changed the name to "Ocean Walk" and not followed the theme of the existing homes - ugly grey roofs and colors that do not blend with our homes. They have turned off the heated pool. They will not address our concerns about our home badly needing power washing and painting. And the lighting at front entrance is so poor, we can't even see the sign at night. They are ignoring the existing owners. They are just throwing up track homes overnight.

Since I purchased my home in 2009, on many occasions my family and I have heard loud noise coming from the attic. A banging sound. I had to change out the plumbing from behind the dishwasher. I woke up one morning and the kitchen had water all over it because when it was installed, the hose was pushed in an old how and broke off. The light switch I had to change one of them already because it stops turning on the light after I heard sparks coming from it. Since then I have heard more sparks coming from other outlets and the light bulbs flickering. I smelled one outlet tonight, March 1, 2013, and I could smell it was burning. I have gone to the main office in Spanish Oaks and was told that the warranty is up in the past.

My wife and I were excited to be able to afford a 3,000 sq. ft. home as our first home. Now that I know more about DR Horton, I really wish I would have stayed away. I should have known better when we were going through the process of looking to buy but my wife was so excited to finally own our first home together that we decided to overlook a few (what we considered minor at the time) issues. Most of the basic upgrades and things that we were promised were not met. When we did our first walk through, the master bathroom did not have the tile that we requested. They ripped that out and reworked the bathroom, but I had to personally caulk around the shower and bathtub because the builder "overlooked" it. We hired a private housing inspector to do the walk through with us and he did point out several issues but it took quite a bit of prodding to get DR Horton to hold to their word and correct them.
We had several electrical issues ... although we were promised dual switches, none of the ceiling fans had dual switches, but I ended up giving up on that one although my wife can barely reach the pull chains. We converted the formal dining room into an office (I work from home) and the switch in my office controlled the lights in the kitchen even though there is no entrance between the two rooms. After several weeks of phone calls and emails to their representatives, they finally had an electrician scheduled to come fix the problem but the electrician could not speak English and did not understand what needed to be done. So he left without doing anything. Two more weeks passed until they sent somebody (the same non-English speaking person) out to fix the switch. Thank goodness, my mother-in-law was here that time to translate and he fixed the switch but left me with a useless hole in the opposite wall and covered it up with a blank plate.
Right away, we had issues in the lawn with our sprinkler system. One of the connections had split and was flooding my back lawn. I complained several times and they sent their lawn guy (who is now the head building rep for the area) out to look, who told me that I was watering too much, although I explained I was watering once a day, on Tuesdays and Fridays during 90 degree summer heat. Of course it took me several more weeks to finally convince them there was an issue. So they sent a crew out to correct the problem. They corrected the marshland issue that my lawn became ... but in the process, they destroyed large sections of my grass and left me with a lumpy, dirty mess to clean up and months later grass still will not grow in these areas.
Within the first year, we had cracks forming all along our driveway that extended all across the length and were between 1/4 - 3/4 inch wide. After several more angry emails and pictures I sent to their home office, I finally convinced them to tear up and re-pour. They refused to resurface the drive so now my driveway is checkerboard color where the new sections were replaced. The crew that did this poured the concrete and "forgot" to make the correct breaks in the concrete and let it set. So the next day they had to come back and start all over again and tear out the driveway for a second time. During this process, they splattered the entire front of my home with wet concrete so now I have grey splatters that will not come off of the red brick of the facade of my home.
This was only the start of our horrors in dealing with DR Horton. Their quality of workmanship is abysmal. We have had foundation issues already and we're just over the year mark. When it came time for them to make any claims against the warranty, they tried to fight and ignore each complaint. They refuse any responsibility and overcharged us for a home with uninsulated walls that you can hear a whisper through and cheap fiberboard crown molding. I am extremely dissatisfied and I will tell all my friends to stay away from this company.
My only problem is how will I, in good conscience, sell this house now knowing the problems we have had and the potential issues we may see over the next 30 years?

I bought my house in May of 2010 and let's just say I regret it. The houses are built so poorly cheap that cracks and nail-pops are visible. Some houses have land erosion and flooding of water sitting between them when it rained badly. So the water just stands there until the ground absorbs it. When I take a shower or flush the toilet, you can hear the water running through the pipes in the walls. And not only that, you have to deal with unprofessional second and third party individuals called the HOA who work for Henderson Properties. They are terrible. They signed a contract with AT&T Uverse which goes up without warning. But here's the catch: it's tied into your HOA fees so if you don't pay your HOA, your service will be cut off and then you'll have to pay for each receiver for each television.
Others and I have had a time getting grass to grow because of the red clay dirt and HOA have tried to fine us, which is ridiculous. I've had my yard damaged but people from HOA/Henderson Properties has allowed to come in the community to build more house that I didn't get one red cent reimbursed back to me. You can't talk to anyone directly to clear matters up. All they tell you is that I need to talk to DR Horton. So if you are reading this, DR Horton, your houses suck! You should be ashamed, you crook. I've put a lot of money into this unfit house that I can't really call it home anymore. I have sent pictures and videos to Stella **, Julie **, Stacey ** and Warren who is disrespectful and no help. Don't move or buy a house from DR Horton. You will regret it!

First, they said the warranty was up and I still have two months. I asked about my list that they had from my walk-through that still has not been fixed from two years ago. They said I have to resubmit my list but admitted they had my first list. I asked, "Can't you see what has been completed from my first list? Don't you review your own work?" I have resubmitted plenty of times and get the runaround. When asked, "Why can't you review my list, I submitted," now, the lady got caught in a lie said, "This conversation is over," and hung up on me. Oh, and my roof is still leaking in my less than three-year-old house. I don't know how USAA recommends this company - it's truly horrible.

They are completely ignoring original homeowner's HOA requests as if we didn't exist. The name of the development is Ocean Walk and the homes they are building just don't fit in and are being thrown up overnight. New home owners beware.

I have moved nine times in the last 19 years. DR Horton is by far the worst home we have ever owned. We paid $430,000 for this piece of junk. I get up every morning regretting this decision and hating this damn house. Everything in the house is cheap, and everything from the trim to the doors to the counters looks like it was used prior to be installed. I have contacted DR Horton, and they have in fact sent subs out to repair items on our new home "punch list."
The subs clean it up and say that it is either fixed the best it can be fixed or that someone else is responsible (i.e., "You will need to get the painter to fix this)." Additionally, I will have to say that they respond in a timely manner, but it is all for nothing. I hate to be so crude, but as the old saying goes, "You can't polish a **!" I wish we had "do overs" like in school, but I know I am stuck with this cheap damn piece of junk until I can sell it. If I ever do get out of this house, you couldn't give me another DR Horton home! Stay away from this builder. This blog and review is up for a reason. I just wish I would have seen this site prior to my purchase.

My Dryer Exhaust was never connected to the outside of my home. It leads into the attic and stops. This is a big safety issue. We have been in this home for the last 6 years and just installed flooring in the attic and noticed this. How in the world did this ever pass inspection? I have included pictures so you may see exactly what I am referring to.
I spoke with Carol earlier this week and was told nothing can be done and I am responsible for correcting this issue at my own expense. Why? How was I supposed to know that DR Horton would do such a terrible job? I have 3 kids, and imagine if the house would have caught on fire because multiple people failed to do their job correctly. We paid for an inspection on the home, and it passed. How? The roof is also becoming warped due to all the heat.

DR Horton took over our development which was Bermuda Gardens in Myrtle Beach, SC (now called Ocean Walk) and there's no way you can walk to the beach from here! They have not followed the original plans. We have metal roofs, cool Bermuda colors and they have come in with horrible warm mustard yellow and other warm undertone shades that don't blend with what we bought in to. They do not have metal roofs and the condo and house designs just don't fit in. Plus, the cost of the homes is way below what we paid for.

The reason for writing this letter is to advise you, DR Horton, of what I have endured for the past three years in one of your properties in Homestead, Florida. I was so happy to have purchased a "model home" in a brand new development. Model homes supposedly have all the upgrades and in perfect conditions for showing potential buyers. So I was excited to move in to my new, perfect, topnotch, upgraded townhouse. Much to my surprise, I bought a lemon! I wish I could return it but unfortunately, it is not that simple. So here goes my story of my desperate and miserable past three and a half years at Mandarin Lakes built by DR Horton/America's Builder. Please try to understand how exhausted and frustrated I am. I know that you will do the right thing and your best to compensate me for all the headaches, declining health and loss of thousands of dollars, which I have receipts for all of them. Here are all the issues and concerns: air conditioner system outdoor/inside, ants, microwave, refrigerator, bathroom, flood lights - extremely dangerous.
I moved into Mandarin Lakes at ** in July 2009. Initially, I noticed that the external air conditioning unit (compressor) was making a very loud noise. I called Moe **, who is the Mandarin Lakes supervisor. He said that there is nothing to worry about. A few months later, the unit inside (Air Chandler) the house stopped working. I called Moe and he said, "Maybe it needed cleaning." So he sent a man from the air condition company. After checking the air conditioner, he said, "It needed gas. Don't worry, I will have it fixed." After that, the air was working fine for three months. A few months later, the air stopped working again! I called Moe and the mechanic came and fixed it again! Not too long after that, it was at the end of the year and the air stopped working again! Within the first year, the air stopped working at least three times and needed repair.
I called Moe again and he told me that I have to call a mechanic for the air conditioner. He stated this because apparently, I had already gone over the one-year warranty for the air. He said it was my responsibility to take care of it from this point on. He gave me the name and telephone number of a mechanic that works for Mandarin Lakes/DR Horton American Builders that had already been here the previous occasions. I called the number three times and left a message. I never received a call back. I called Moe again and he told me that because it was already a year that I moved into the house, the warranty expired. From now on, it was my responsibility to fix the air conditioner. It was summer and very hot! I decided to call an air conditioning mechanic - Erich Service and Repair Corp, Gemaire Dist/Miami 2031 NW 79 Street, Doral, FL 33122 786-315-6329 - on my own.
When he came, he also said that the air needed gas again! He also said that sooner or later, the compressor outside would have to be changed because it wasn't working properly. He suggested I call the company that sold me the house; that this air conditioner was supposed to last longer and that they have a 10-year warranty. I told him that the person who worked in the complex told me the warranty was only good for a year and now it was my responsibility. Under the circumstances, why would not I believe that the warranty is only good for one year and it was now my responsibility?! Now I realize that I should have called or written to DR Horton, but I believed what Moe told me about the air conditioner. The mechanic told me that in the future, I would have to change the air and that it was going to cost me a few thousand dollars. I didn't have that kind of money. I really don't remember how many times the mechanic came to put gas. It's too many to count.
At this point, I was embarrassed that I had purchased a brand new home in this complex and the brand new air. After a year of moving in, so many things were already broken or not installed well or defected. This was surprising, given the reputation that DR Horton has. He told me that the only possible reason that the air might not be working is because of a leak in one of the lines. Finally, I saved up the money to install a new air conditioner outside and inside! I was so relieved. I went with the mechanic to buy the air condition unit and pay with my credit card, so that it would cost me less. The same day that I purchased the unit, it was installed. When he was installing the inside unit (Air Chandler), he called me over because he wanted me to see the inside of the unit when he was taking it apart. It was full of airborne fungus, mold and completely black! Oh my God! This is what I filled my lungs with for over a year? No wonder I was so sick!
I am afraid of what the doctors will find by having an MRI for my lungs and chest! My mistake was not taking pictures of the unit. His helper witnessed this disaster as well. I realized now why I was so sick in the Summer of 2011. I went to the doctor because of what I thought were allergies; when in reality, it was allergies to mycotoxins! Mycotoxins can cause cancer, liver damage, nervous system damage and may suppress immune system activity. I had to go to the doctor every six weeks. My allergies were not getting better. I spent my time, gas and money going to the doctor as a result of improper installation, cheap material or simply rushing to finish and doing a mediocre job. I was talking and all of a sudden, I would lose my voice and start coughing. I was breathing contaminated air and I could have had a very serious illness which I still could. All because of the air conditioning, the installers, poor material, lack of supervision and no consideration for the potential property owners.
The mechanic who installed the air conditioning said that when the old unit was installed, they left a gap on top and they did not seal it properly. That's why it was full of mold, fungus, bacteria and mildew! The new unit was installed on April 4, 2012. The cost of the unit was $2,359.35, plus the fee to the mechanic of $650.00, plus my gas, aggravation and time which I will never get that time back! That money that I shouldn't have had to spend if the person who called initially took the proper initiative and the unit was installed properly to begin with! The new unit worked fine for only two months. On June 14, 2012, he had to come to put more gas into the air conditioner which cost me $175. On August 22, 2012, I called the mechanic to tell him that the air wasn't working again. That visit cost me $220. The mechanic came to check everything and told me that the only reason for it not to work is that there has to be a leak inside one of the lines. He put more gas and the sealer again, more money out of my pocket.
Most recently, on November 21, 2012, the mechanic came again - another $220. The unit needed more gas and he used another sealer. Now it only worked for one day. This entire situation is extremely unnecessary and unfair for anyone to have to endure. I called Moe again but it was before Thanksgiving, so he never came. After the holidays, I called Moe again and I said, "I need to talk to you. I have a very serious problem." He told me that he was busy with another customer and that when he finished, he would call me. That was in the morning. I was waiting for almost two hours. I called him again and he told me he was still busy; that in one and a half hour, he would come over the house. At four o'clock, after waiting the whole entire day, I decided to go to the selling office. I was so upset and desperate. When I got to the office, Mr. Joaquin ** (Sales Representative - Mandarin Lakes), was there. I wasn't very nice but Mr. ** was very understanding. He asked me to sit down and explain to him why I was so upset. I told him everything that had happened up until that point!
I explained to Mr. ** everything that had happened to me since I moved to Mandarin Lakes. Firstly, everything that had been happening with regard to the air conditioner. Aside from that was the microwave oven. It stopped working only one day after the one-year warranty expired. I called Moe and he said to call the office. I called and I spoke to Janey **. I explained to her about the microwave and she told me that the warranty had expired, there was nothing they could do. Are you kidding me? So I had to buy a new microwave. This is unbelievable! Is this really the experience that DR Horton wants the property owners to have? If it is, I am going to make sure I share this experience with everyone I know and post it on Facebook, Twitter, Yelp and Google. I also had problems with the cable. I don't know how many times I called the cable company, H. Control. I knew all of the names of everybody that worked there from all the times I had called. At one point, I was without cable for one week! I complained to the Castle Group, Doris ** (Property Manager), and they helped me in calling the cable company. They had to change the outside box 6 separate times!
The last time I called, I told them, "Please do me a favor. If you can't fix it, let me know so I can get another cable company." So far it has worked fine. October 11 was when I called last. Several months after I moved in, I noticed there were ants everywhere! There were mountains of ants in my living room, kitchen and upstairs bathroom. My neighbor and I would scoop up the ants into jars for evidence. They were the black ants. I purchased sprays, bait, foggers and nothing! I was not the only one suffering. My neighbor at ** also had ants. Again I called and after threatening that we would go to the TV, then Moe finally sent the exterminator. Lastly, when I first moved here and I took a shower in the bathroom from the master bedroom, the water was running to the floor. I called Moe ** again and showed him where the water was coming from. He said, "Maybe you did not close the curtain properly." Are you serious? I may be older but I am not stupid! The next day, I took all the necessary precaution to make sure the curtain was really closed and still the same results.
I called Moe again and he said that maybe the bathtub was not installed properly and even. To fix that problem is going to be a very messy job and he didn't think it was worth doing. What I should have said to him was to install the bathtub doors, but I didn't think of that on that moment. So I lived with that problem until just recently, I had to hire someone to fix it. As it turned out, the bathtub was not installed even to begin with because even now after installing glass doors, water accumulates on the door. I cannot take this anymore! I feel like this has turned out to be the money pit! After three years, I finally was able to have it fixed. But that cost me money that I did not have again! I spent money on the new door itself and I also had a leak under the bathroom sink. In total, to have it changed, I spent $500.00 plus an additional $450 for his labor. This was something that could have been avoided if the person in charge of the repair in the complex knew what he was doing and he was willing to help the residents in the complex.
And now on top of everything else, as if it were not enough, the refrigerator is not working properly. I am about to have a nervous breakdown. It has a bad smell and it keeps making strange noises. The door gets hot inside. I really think this house has electrical problems. Wait, maybe it's haunted. I explained all of this to Mr. ** and he said, "What I recommend you to do is write to DR Horton. They want everyone that buys their property to be happy, healthy and proud owners of a DR Horton property, and to enjoy their investment. They will appreciate you telling them all the inconvenience that you had been through and they will do something about it." Mr. ** assured me that you, DR Horton, will give the attention and the urgency that this case needs. Please, I plead with you. Help me. Send an expert to check the electricity ASAP before something dangerous happens. Send an expert to investigate the air conditioning system. I look forward to hearing from you soon to handle and resolve all these issues. I really do not want this to get any worse than it is. My wife and I were looking to purchase our first home. We tried several times, but were turned down by the some of the larger banks because of our low credit scores. In April of 2012, we decided to check out the new DR Horton development in Hurley Orchards of Tolleson, AZ. After submitting a credit review, we were told that we could qualify for a new home, provided that we improve our credit utilizing their HomeBuyers Program. This meant that while we were repairing our credit, they would begin building the house to our specifications. DHI, the lender, would then qualify us to purchase the home in the 4-6 months it takes to build. The HomeBuyers Club was really just a couple of emails with information already available online on how to buy a home. Someone then was supposed to guide you on resolving any credit issues. This was actually beneficial since it gave my wife and me some reflection on how to better manage our finances. But now comes the builder part.
The home was immediately stalled because the builder did not even have enough resources to pour the foundation. This pushed back our finish time from November to December. We were told that they did not have enough contractors to keep up. Several months go by and we had not received updates regarding our credit repair process or progress on the home itself. Though, when it came to the builder requesting documents needing to be signed, they were quick to call, and required immediate responses. Finally, in September, I was able to personally get a hold of our finance counselor to ask if we were even on their radar, only to be told we needed to submit some more documents.
Then after another month of silence, I contacted the lender to ask if we could lock in a rate. They were very quick to mail the paperwork out. In the meantime, we were told by the builder that our cabinets had been stolen from the house, and that it would potentially delay the closing date. I then requested a key in order to look at the home. After some careful inspection, the home did not appear to have any evidence of it being broken into or damage regarding theft. When I confronted the salesperson in charge of our contract about being stalled, he of course denied it. During my own inspection, I discovered that there was other unfinished work that needed to be done and that there was no way it would be finished on time.
Three weeks to closing, and the floor wasn't finished, A/C unit wasn't installed, stone work didn't even come close to the design we chose, damage to trim and walls, our granite countertop was still MIA, no appliances or even toilets. Needless to say, I terminated my contract with a lousy builder. I lost $500 in earnest money but gained good credit, confidence and self-respect after ditching these crooks. When I requested a copy of the surveillance tape to see who and when our cabinets were stolen, they said no. When I asked if they could help us with rent since we were being delayed on account of their mistakes, they said no. When they asked if I could come in and finalize the paperwork, I said no!

I live in a customized home, in a neighborhood where DR Horton purchased some lots to build their houses. I am not a DR Horton homeowner (thankfully); however, I have witnessed so much of what explains the complaints of so many. I have the proof of what I say in video (real time) so if I may be of assistance to anyone who is filing lawsuits for similar matters, please do not hesitate to contact me. I will help you free of charge to prevent others from being their next victims.
DR Horton uses shoddy workmanship. They will grade a lot, but then it would rain and the lot would be "muck." This will not stop them from pouring your foundation. Then get in there the next day to frame the house on a still wet concrete pad, which was poured without the lot being compacted. This will be a problem for the foundation of these houses (and probably most others they have built).
Within 3 days, the entire house is "under roof." I am in construction so I know how bad this is. And folks, this is why your foundations are cracking. This is why your walls are cracking, which is a huge problem. And guess what? They don't care. Because when you call in your "issue," you will be ignored or told that it has been over a year. DR Horton customers pay, as part of the cost of the house, a "warranty fee." However, collecting on warranty issues is next to impossible without lots of phone calls and "threats."
I live next door to one of their shoddy houses in a community where the covenants state 4" aluminum fences only. I followed those rules and put up my 4" alum fence. They proceeded to put a 6" wood privacy fence (not allowed in this community) - 6" from my "legal" fence creating an alley that cannot be maintained. As a result, I have weeds, bugs and stuff growing in there. It is not my property; however, it comes through my fence and ends up in my pool. Our once beautiful neighborhood looks like a trailer park. I have talked to the HOA and it turns out that DR Horton is buying lots from them so they will not make them comply with the rules - in a sense, they are being "paid off."
DR Horton has so many complaints but the worst I read is about the girl who worked in their model home in McKinney, TX. She was stabbed and killed in the model home. The company did not even call the family to offer condolences and when the family asked if they could have her final commission check to bury their daughter, they were told, "No, she is no longer an employee. We do not have to pay her." This is who DR Horton is. The economy is bad but you have a lot of choices. It would be wise to pick a builder with character and integrity to make the most important purchase of your life with, not some large corporation who only cares about how fast they can throw a house together and how many closings they can get in a month.

We purchased our home from D.R. Horton in November of 2009. We picked out the parcel and the style of home we wanted and watched it being built. Once it was built and we moved in, little things were going wrong with it, while it was still under the 1 year warranty. We would call D.R. Horton and get hassled about the corrections they needed to make, from our garden tub dripping under the tub and flooding our master closet, to the heating and air conditioning venting/flow. Our back yard was always flooding from the run off from our surrounding neighbors’ yard and when they came out to check it, I was told we were watering too much! They eventually ended up putting in a French drain to correct the problem from the run off, but not without a great deal of resistance.
We are needing to sell our house and as we are moving out of state, my husband went out to touch up the paint in areas on the outside of the house with the paint D.R. Horton left for us for touch ups and it is the wrong color. I called the office to get the correct color and it took them 4 days to call me back! I was calling twice a day. I finally got a call back and was told they forgot to put the color code/name of the outside of our home in the records! They have all the colors for the inside but not that. I was upset to say the least and said that I want to talk to the warranty supervisor.
He finally calls me back and tells me to take a sample/chip down to the paint store and they will match it. I told him that is part of the problem; we don't have a sample or chip. He then tells me to take a picture of my house and then take it down. I told him under the circumstances since it was their major mistake, I was not comfortable doing that because I want the correct color. He said he would do it then. I just got a call from him, said he took the picture and went to the paint store where they purchase their paint and they have no record of that color! Just before he called me, I called the paint store and asked if he had been in so I could come down and purchase my paint. They told me he had not.
It appears that once you purchase your home from them and once the warranty is up, they don't give a rip about the home owner. They have the worst customer service. We will never purchase another home from them again. If you are considering a D.R. Horton home, talk to people who have purchased one and lived in it to see how they have been treated and how their house is holding up!

My house actually ended up flooding. After numerous conversations with other home buyers in my neighborhood, I found out that my home wasn't the only one. Luckily it flooded within the one year, but my homeowner's insurance declined to reimburse me for all my lost belongings! What kind of home floods after a year? My insurance company said that it probably flooded from the actual walls of my home. I was outraged. They fixed it for me though it took numerous complaints and follow-ups. They installed new carpet without padding. They were late or didn't show up at all. The manager of the builders was a great guy and the person who sold it to me was phenomenal as well, except when I realized I was sold lies.
I was promised a wall to sound proof the traffic, told we'd have more adequate street lighting. I pay HOA benefits and we barely have lights to light up the neighborhood and we don't even have a common area. No parks, no nothing! I will never buy another house from them. I ended up even having a leak from the hoses that connect to my washer/dryer unit. Also found backwards plumbing that my father fixed for me as he is a general contractor! I requested contact from DR Horton to discuss my experience and the lies and no one will contact me. No one will respond to my emails or to the survey I filled out. Needless to say, I'm disappointed in the product and because of the economy, I'm stuck in the house. Who would want to buy a home that was flooded? I was raised to be honest so when I disclose this information, whenever I can afford to move, it'll be a reason for people to negotiate and haggle a lower price.

My husband and I lived in my mother's basement for 2 1/2 years to save up for our first home. When we first went through the process of picking out the lot and everything for the house, it was wonderful. All emails were responded to within a day and we were excited. As soon as the escrow check left our hands, everything went downhill! Communication was very limited, emails went days without being responded to. We took days off from work to have our inspector come and the house was not ready. We have lived here for a week now and we still don't have a mailbox. Items in the house that need to be fixed have not been done and we only have 1/2 of our lawn with grass and the other half is still dirt. I wish I would have seen this website before purchasing this house! Don't buy a DR Horton house!

I have lived here for 6 years with no problems. Due to your faulty power surge, my central air blew out with the evaporator coil. This is not my fault but yours. I have asthma - an aneurysm in my head & lupus. This is a big health risk for me without air. I want you people to fix it free of charge to me - I cannot afford over $3,000 with all these medical problems or I will need to contact my attorney & sue you due to these health risks to my condition. I cannot breathe. I also have pets.

My husband and I are a military family with 3 toddlers. We received very last minute orders to PCS to a base in Florida, and we decided to buy a house in our new area. DR Horton had several homes listed on the MLS for sale and one in particular was the right size for us, and said that it was to be completed in September - the month we were arriving! We got the floor plans, we signed our contract, we picked out every last beautiful detail of this new home! In our contract, however, we had them add an addendum that our home must finished by Sept. 30th or our contract is null and void. Our realtor went to take photos of our new house for us and to our surprise, a house that we were told was nearly finished was nothing more than a concrete slab!
With 6 weeks to go, we were promised that it would most certainly finish on time and probably early! Our moving truck arrived, our things loaded up, car loaded up with 3 toddlers, a dog, 8 exotic fished and 2 exhausted parents, and we got a phone call from the salesgirl for DR Horton that she was permitted to even tell us, but our house might not finish on time and did we have a place to stay. No! We don't have a place to stay! From there it spiraled out of control. Attitudes definitely changed, the sales team actually would shout on the phone over top of me, we never got a manager to return a phone call to us, and I even got harassing phone calls from an office member! We were even informed that DR Horton changed the closing date on our house by 2 months in their computer system and told their sales manager not to tell us about it.
The sales manager said she felt bad for us and decided to warn us, and excused their company over it by telling us that they sold too many houses at once and their construction manager quit, so no one knew how to finish our house. Our agent sent in a signed document to cancel our contract and DR Horton said they would only use their own forms. It took over a dozen phone calls, a few dozen emails and 10 days before we received a cancellation of our contract from them. Still no reimbursement for our escrow check. I've now seen the house in person, nothing more than a concrete frame and windows and I should have been living in it 2 days from now. Instead, I'm living in a hotel room with 3 children under 2, a husband, a dog and the fish that haven't died yet with 6 more weeks until a closing date on another home.
I am so bitter and so angry with DR Horton for their lies, deception and outright disregard for professionalism. They are the ones who are at fault for what my family is going through now. But at the same time, I'm sitting here reading other peoples' reviews of their shoddy homes and I am counting my blessings that we are moving into a beautiful custom home in a much nicer neighborhood, and I dodged a bullet. I went through enough with DR Horton and I never even actually bought the damn house from them! Don't be their next victim!

My home is 7 years old and after a recent storm, some minor damage was caused. Three competent builders not known to each other, one after the other, have had a look at the problem and are horrified at the quality of the construction - how the internal timbers have rotted and that the metal plates used were butted together and not overlapping as they should have been. They are all saying that all the stucco will have to be removed and then more nightmares may appear. I contacted D.R. Horton Customer Service. They are very cocky in their replies. They referred me to the RWC, waste of time, 10-year warranty where they wash their hands off the problem. The message is clear - don't buy a D.R. Horton Home - it may look beautiful but will not stand the test of time and now I am up for a big bill for repairs.

Do not buy a DR Horton Home! The list is too long to go on. When warranty comes to your home, it is dynamically an us against them experience. Our yard had only about 1/4 inch topsoil which stagnant water pools 12 inches below the surface in some area of the yards. Sloping is an issue to which they cite "within county specs”. We put in a floating deck and made triple sure it did not cover a sprinkler. Warranty man flippantly said we built the deck over a sprinkler, therefore leading the San Antonio office to determine the warranty for irrigation was null and void because we covered a sprinkler head with a deck. The yard floods in places where we cannot use many places in the yard for gardening - this again they state is normal and or our fault for planting plants. Plants up near the house is causing stagnant water 12 inches down in the ground, located between the back fence and the house - this they say is the cause of the pooled stagnant water according to "Cody" warranty man.
The upstairs is 5 degrees hotter than downstairs. We called the contractor that installed for DR Horton, and he wrote on the invoice that we should have had a zone put in or another unit to accurately cool our home. Later after corresponding with Anthony **, warranty in Dallas, he stated that all was in specs. The 2 DR Horton homes down from us, one an exact model and square footage, has a unit and a half, the second, with less square footage than us has 2 units. DR Horton refuses to take responsibility and directs us back to the AC contractor who is the supervisor of the technician that came out. We did not contact contractor as we know it’s a "good ole boy routine". The contractor will side with DR Horton due to contractual Gravy Train, which they, the contractor, don’t want to lose.
In the midst of all of this, during a phone call with a third level supervisor for warranty here in San Antonio, this person berated me for 20 minutes as to how I was mean to her workers, when in reality I was only professionally assertive to their responses. She was rude, out of line, nasty and hateful. Now, they (DR Horton) say (according to Mr. **), they are only responsible for my cracked window and the crack in the mortar in our fireplace, and Cody, "the warranty guy", will call the contractors to fix those items, to which we have yet to hear from, this being over 3 weeks ago.
It has been a horrible experience. I have to repair all of my yard issues as well as the irrigation system. Also, where the water stagnates I have lost 2 trees there, prior to knowing about the stagnant water, well I have to fix that too. The gall in all of this is I am a 63 year old disabled veteran with a limited income, and DR Horton simply does not care. Needless to say, my home is up for sale after 7 months new. Our home is across the street from the models and hopefully the sales people that sold me the home would get a conscience, but undoubtedly will not.
These DR Horton people all seem to operate under the "good ole boy" routine. If one crosses them, they all demonize you and hang you out to dry. I have never in all my life been treated with such disrespect and falsehoods. I paid $300K for this home, and they seemingly washed their hands of it all once they got their money. My realtor who sold me the home has had 2 calls to Vice President of Sales in San Antonio, only to have the 2 calls ignored. My realtor is a broker and now states that he or his 18 agents will no longer show DR Horton homes. This is a bad company to deal with. And in all my years alive, I have never, never been treated so badly nor ever having to make a post like this. Remember, San Antonio Office, don’t deal with them.

We picked a lot in advance and they built the home in rapid time. That’s well and good, except even coming over just about every day I missed several engineering mistakes that could have been corrected during the building process without any cost to the builder. Now I know what a mistake we made choosing DR Horton! After a few months, they finally started building next door to us. The building manager on site just couldn't hold his laughter when he told me that they were building the exact same house as ours next to us.
What's the problem with that you ask? We have a balcony and courtyard and so do they - we can look into each other's courtyard any time that we wish! We are the only two houses in the subdivision that face each other! What a joy! We will have to sell eventually, but it will be so difficult with such a great talking point, "Hey, come look at the neighbors in their courtyard!” We will lose more than $100K when we sell, but I don't want to look at my neighbor's yard. Also, they use the cheapest fixtures when it comes to lights, towel bars, toilets, faucets, etc. Please be aware of this before any purchase! It’s very important! I state again: do not buy from this builder! The salespeople and assistant building manager are fabulous - too bad they don't have some influence in the decisions made here.

The home was promised to be done before closing; and on the closing date, the home was not completed and was promised it'll be completed by a week after closing. It has been more than 2 months, and the cabinets are still not fixed and half way assembled. On the paper, we signed where it stated the home is 100% completed; and we made them fill out the addendum that it wasn't 100% completed, yet that still did nothing to get our home fixed. After 5 hours of moving in, the water leaked and flooded the first floor pouring through the ceiling, A/C vent, and lighting fixture. Fire fighter came and yet they still took over two weeks to fix it, and yet that was the only thing that looks fixed from the outside. Everything else is still outstanding. And when they sent their people over to fix, we waited at home just to be told they don't have the tools to get the job done and left. I sent in warranty requests 3 times for the same problem regarding the cabinet and still not fixed. I wanted them to buy back their home that evening of closing, and they said they can't do that. What are my options now? My life saving was spent buying this town home.

Totally unprofessional and uncaring company - There was a flood from another unit into my unit and ruined everything from the ceiling to the floors and our personal items in the bathroom. DR Horton did not, as courtesy, try to notify us of it until we walked into the flooded room that night as it had happened in the early afternoon. When they did come out and tear up the whole place to dry and fix it, they walked off the project reporting it was not their responsibility due to the cause of the flooding and the HOA and the owner of the unit upstairs will have to take care of it. It took just three months for us to fight for them to do the right thing and fix my unit as we were the innocent bystanders who now were affected and felt were being punished for just being a homeowner of a condominium.
Finally after a string of emails and complaints, they stepped up to fix the damages. It was another three months to date that they have been unable to fix the main problem, the leak, and have had to break and redo the bathroom three times. In the process we have been at loss by paying mortgage for a home which is not even completely livable for the last six months due to all the fumes, dust, noise of the dehumidifiers running, causing heat and ruining our livelihood but also financially, in the loss of our personal losses that were used or ruined by the flooding twice already. There are other standing issues which are one too many to list on here, that I have addressed to DR Horton's Lloyd ** and am waiting to see if they are as honest and true Americans to honor their statements.

I don't even know where to start. I wish I did my homework before hand. Please read the reviews and take them to heart. Warranty on work? Forget it. It's worse than the "Montgomery Ward’s Weasel Warranty" that helped sink them. How these people get away with what they do is amazing, given we are in a country engulfed in lawyers. Problem is having the time and money to fight the injustice. Beware my fair fellows.

I don't know where to begin. There have been so many things. My siding was not nailed down in places. My carpet bubbled everywhere and had to be re-stretched removing about 2-3 inches. They got wood stain in my grout and on tiled floor and counter top. Paint was so watered down you could see streaks of different color on walls. My driveway cracked and they refused to do anything about it and it is now sinking in places and I've had to fill it. The latest is the cheap Carrier 4-ton A/C unit they put in. I asked upfront if it was large enough for a 2700 sq. ft., 2-storey home and they said, "Oh yes." Well, it's not. It's up for another fix and will need to be replaced after only four years. You could not give me, free of charge, another DR Horton Home.

Customer service is terrible. No show, no show! I stay home from work and they do not show. This company holds their employees hostage due to the economy. They all hate working there and they are way overworked. The crappy product and service is written all over the faces of the employees. Yuck! Spend a little more and get a quality home elsewhere. The management does not respond and is arrogant and rude. Yuck!

Well, to start with, don't even purchase a D.R. Horton home. We used DHI mortgage company and it should have been an easy process. I have excellent credit and put 20% down. I was moving from New Mexico to Arizona so it was a hassle. The last week before the loan closed, they started asking for all kinds of information. This was days before the close date. Everything was mostly packed and they made the move that much more difficult.
When I arrived at the house after signing, there was no air conditioning! Someone had stolen the metal from the unit and they removed it. They said it would be installed before I moved in. I told the sales guy I would be arriving the next Friday late. He told me the unit would be installed that day. When I arrived, there was no air conditioning.
The electrician came Saturday but the service tech didn't start the unit until Monday. The weekend passed with no air conditioning. Then, when I tried to install my TV, no luck - three of the plugs were dead. I called the sales guy and he treated me like an idiot! I told the guy it wasn't the breaker or a GFI plug. The contractor told me that D.R. Horton had special wiring.
The electrician arrived and the feed at the switch was not tied all the way in. Then, the door bell ringer was buzzing non stop. It took them a week and a half to fix that - it was a defective button. Lastly, water pressure - what a bad joke! If someone is taking a shower and the dishwasher is running, forget about getting wet. This all happened the first two weeks. Then, I found out that I paid more for the home than my neighbors. The sales guy said they don't negotiate on price because they were new homes. That was a lie as my neighbors got much better deals than I did. If you're looking to get ripped off, buy from D.R. Horton.

Our experience with DHI Mortgage was awful. I really warn you, before you choose them to close on your home. If you are thinking of using them, read this first. My husband and I were shopping around and were taken to DR Horton Housing Development to buy a home by realtors. We toured the home, liked the price and decided to get into this huge mistake. We learned that DR Horton had their own separate company to handle mortgages to finance the purchase of the home. This company is called DHI Mortgage (really the worst of the worst).
Now, we were already preapproved by our bank. So we fully intended to use them for financing the home. However, we were given some nice incentives to close with DHI that we would not have gotten with our bank. According to them, they would cover all closing costs. This really sounded great, so we decided to use DHI to close our home. We signed the contract and handed a $5,000 Deposit check to DR Horton. The process started and things seem to go smoothly. Every time they will come back asking for documents, we gave it to them promptly.
To make the story short, after three months with them back and forth and not getting a finalized answer, three days before the closing day, I decided to call. The first day, no answer, I left several messages and no return call, on the next day, I called again and still no answer. At this point, I really need to know if I just fight or flight for the closing. Still no answer and at this time, I’m already getting desperate. I placed another call and blocked my phone number.
Finally, the financial person named Jorge answered by saying hi, (I was just ready to call you) this is one day away from my closing. He finally had an answer for me and that answer was: sorry but your loan was not approved. Do you think this is the way and time to tell a customer that their loan was not approved and that they had promised everything was going to be fine? This is totally unacceptable for someone with a credit score higher than 700 and someone putting a 20% down payment on a property.

When we decided to purchase a home from D R Horton, we were required to use DHI Mortgage, which was fine as the incentives were generous. We first signed a contract for our chosen home in February 2011 with earnest money of $6,000. We were told home construction would be complete in approximately 4 months (June 2011). However, as 2011 was coming to an end, home construction was still not complete. We requested of the builder to have home completed by year-end so that we could be in the home by January 1, 2012 and qualify for homestead exemption.
Well, D R Horton advised closing could not happen until January 2012. We had already provided them with all the paperwork at the time we signed the initial contract in February 2011. I don't understand why it would take them nearly a year to complete construction. Anyway, we were required to provide updated information. Just as we were doing that, my spouse's position at work was eliminated, although he was on call back should business improve. He received severance and is drawing unemployment while looking for other work or until his previous employer calls him back.
We advised D R Horton of our new employment status, but that we still planned to put down 20% towards the mortgage which would equal to more than $50,000. We have more than $120,000 in savings. If due to the economy, work opportunities did not realize, we do qualify to begin drawing Social Security even before unemployment ran out which would more than cover monthly expenses. However, D R Horton decided to disqualify us but has yet to return our $6,000 earnest monies and placed us in the position of considering filing suit to have our earnest monies returned. They should just do the right thing by their customers.

House, 7 years and 8 months old foundation cracked 3 places. You can see daylight in the cracks on the wall. The builder repaired the foundation then, but did not repair consequential damages and mailed me the key back. Back sliding glass door opened only 14 inches and windows gap. The house has been uninhabitable beginning March 7, 2010. During house inspection on January, found the foundation failed the second time, back sliding glass door no longer opens totally, 3 bulges in exterior walls of house. Enough is enough, I have requested for a buy back and our full story.

I purchased my home in June 2007. I invested my entire life's earnings in my home to have something nice for me and my son and I am having problems with the foundation sinking my walls inside cracked. My sidewalk having to be replaced several times. I never thought I would be so disappointed in the way Dr Horton has built homes. They were so highly recommended from friends and family, and not only am I having problems. Almost every neighbor around are having these problems, most of them worst than mine. My windows seals are starting to cave in, in most of the bedrooms and in the kitchen! The front of the house is so ugly you can see all the re-bar and chicken wire below where the house is separating from the original foundation!
I have friends and family that come over and freak out with what is going on. I saw people looking to buy a house next me and asked me questions about the neighbor hood and the homes. I thought to myself, I am extremely miserable here with this sorry built home. I am not going to lie to these poor folks. They have every right to know what was going on with these houses, so I told them, let me give you all a site tour of my home and a few of my neighbors houses and decide from here if you want to invest your life with these homes. Well I know I saved them from making the worst mistake of there lives, they called and sent me a card to thank me and asked if they could help me get our problems solved.
This is ridiculous and embarrassing to even have people over in your back yard when you try and impress them with the hospitality, yet they are feeling bad for us people who bought piece of crap homes! So message to everyone purchasing a new home in Los Lunas in Huning Ranch really reconsider! Do not buy a Dr Horton home in Los Lunas, New Mexico in Huning ranch! At this point in time, I can't afford an attorney to help me out here so basically I am screwed. There isn't any title companies that will close on our junk homes that have damage problems to them so what do we do? And Dr Horton there excuse was we are over watering! (new flash). I have zero scape.I have no tress or plants in my back yard so what the heck could I possibly over water? There has to be someone out there some where that could help us all out!

I don't even know where to begin with this complaint, but here goes.
My husband and I purchased our first home in August of 2009 from DR Horton. There have been so many issues. To start the grading of the yard is not draining away from the house properly. DR Horton fixed this issue a few months after we moved in, yet this has continued to cause mold to grow on and around my back porch. After a number of complaints about our air conditioner going out, the compressor on our air conditioner blew, just barely a year into owning our home. We had to pay for it to get fixed and the company that installed the system now refuses to maintenance it.
They had to pay a company to completely refigure the sprinkler system, which I had to fight DR Horton from day one to fix. In the end they only fixed it because I found out from the county they never pulled a permit in the first place to have the system installed. A leak in my roof which they did fix, but the contractor they sent out only repainted the wall. Never checking to make sure there was no water damage caused. They had to re-level the kitchen floor. It took five executives crawling around on my kitchen floor to figure out if it "needed" to be replaced when I had took one look at it and said I was uneven.
Back when we had first purchased the house in our initial walk through, I had noticed that the seams in the drywall were very visible. DR Horton agreed to fix the issue. It took them at least six tries and four months to fix. Scraping the ceiling over and over and covering our belongings in dust and paint, which they did pay to have cleaned. They also had to replace our ceiling fan because one of their contractors scratched every blade.
Most recent issue was when I looked up at my living room ceiling and noticed there was a 6 to 8 feet crack running from the ceiling fan to the wall. I placed a warranty complaint through their online system only to get a response to the effect that they were not going to fix it and that it was just the house settling. When I brought up the issues with the ceilings that we experienced, their response was that the ceiling fan was not properly mounted. That our living room light mount was not braced to hold a ceiling fan. I then asked why they would have not brought this up before, especially when they had an electrician replaced the fan. I even sent them an email I had kept that showed where they had paid an electrician to re hang the fan. Still they refused to even come out and look at the issue. I had to pay to have the ceiling repaired and the fan properly mounted. I also found out at this time that my home was to have two attic entrances. We only have one. According to the man that fixed my ceiling the second attic entrance was on the initial building plans, but DR Horton must have covered it up. Also, that fact that we did not have two entrances was against building code.
The list goes on and on. We wish we would have never bought this home. DR Horton abandoned our community right after we purchased our home nearly three years ago. They never put in an amenity center as promised. We have no idea when they will start building again because they just continue to extend their building permits with the city. We have an HOA we can’t get rid of because DR Horton takes up two thirds of our HOA board and pay next to nothing to help out with the maintenance of the community grounds. There are only 35 homes out of the hundreds they were to build, and with the current economy we have some homeowners who can barely afford their homes let alone the ridiculous HOA fees of $187 a quarter we are required to pay for the HOA to basically maintain dirt lots and send out letters about trash cans. There recently was a letter sent out stating that each homeowner now has to pay an additional $40 a quarter due to the delinquent accounts. This will eventually cause a huge issue, leaving people still living in the neighborhood to take on the responsibility of paying all these bills.
Lastly I received this email today from DHI Mortgage addressed “Security Breach Notification”:

I feel like DR Horton has taken my financial security and future away from me and my family and there is nothing we can do about it.

I am writing to complain about the unprofessional behaviors of Sonja ** of DR Horton. I signed a purchase agreement in August 2011. In the original contract, my house was to be closed in October 2011. It has been delayed many times by DR Horton and Sonja has never given me any notice or any apology. I have been patiently waiting for almost 6 months for my new house because of the delay by DR Horton. Today, I received an email from the lender saying the close date is 2/17/2012. I was very surprised because I have never received any notice from Sonja. I then called Sonja to ask her to give me at least one month advance notice of the closing date because I need time to prepare fund for the down payment.
Sonja treated me very rudely and said that she doesn't have to give me one month notice. She said that she can dictate any close date and if I did not comply, then I default. She then rudely hung off the phone. I think it's not in your company interest to treat customer in such a rude way. Every company in the world are trying to achieve high customer satisfaction.
I think your company want to do the same. However, I felt being treated badly and being insulted by Sonja **. I don't like this kind of bad experience. Therefore, I would like to request an apology from your company. I would also request you assign someone else to interact with me in the future. I do not want to talk to Sonja ** anymore.
Please also advise me if there is any department within DR Horton that I can file my complaint. During the past six months, Sonja treated me rudely and lied several times when she missed something on her side. It's really unprofessional of her to treat customer like that. I strongly urge someone in your company to look into it.

We were so excited at the thought of owning our first home from D.R. Horton. After living in it for less than a year, we had tile cracking in the bathroom and a crack going sideways and up a wall. They are saying that these are cosmetic issues. From my wife talking to the warranty guy, sounds like they are just gonna put down new tiles where they are cracked and not try to fix the real problem, which has to be something else under the house that made it crack to begin with. I contacted D.R. Horton and stressed that I thought we were having a foundation issue. Also, the quality of the house is bad. The seal or grout around the windows, in nearly every room are cracking.
And again, of course D.R. Horton is saying all these are maintenance items. Now, you can't tell me a new house is suppose to have all this stuff happening and yet well its a maintenance item, fix it yourself. It really shows me they don't care about the quality or the product they sell. All of the baseboards are nicked up in places. The base boards at the top of the doors, where they meet at the corners, is cracking or separating. They just didn't do a good job at all at paying attention to detail. I really think they over price their houses. It's not anyway as near as nice as the model house. We are both very frustrated new home owners and don't know what to do. Are we stuck with our house? Can we get out of it? I will never recommend a D.R. Horton home ever.

I have had a wonderful experience building my new home! I got to pick out my cabinets, floors, and granite that I liked! I also got a fair price. I did have my home inspected. I had two items on the entire home that needed addressed. I would do it all over again! I also have great neighbors!

We purchased new construction DR Horton home in Feb. 2003. Another couple was custom building the house, but backed out due to all the problems encountered during construction. After foundation was poured, there was a water leak in the plumbing somewhere. They jack hammered the foundation up in numerous places, cut rebar, tension wires, etc. After the leak was so called fixed, they just filled in the holes and did not fix tension or replace rebar. Also, after framing of the house, it extended 2-3ft over the foundation and they just patch worked the foundation to fit. At closing, this was never disclosed to us or we would have backed out as well.
We were lied to and now have to disclose to sell. We have had numerous problems over the years with plumbing and water leaks due to the shifting of the foundation. We filed suit with an attorney this summer, lot of inspections have been done, many different outcomes, but none in our favor. The cost to go on is not feasible to proceed, but would like to.
We had over $100,000 equity in the home, but now facing foreclosure. The property is only worth the ground it sits on with this stigma now that is now tied to it. We wanted our mortgage companies to get on board so we all could recoup our money, not interested so far. We were lied to and they committed fraud. It's a crying shame because they have deeper pockets they can do this to consumers. We were very proud of our home and put a lot of time and money into making it beautiful and now to have this happen is a crying shame.
We have recently moved out, but are still on the market and will probably go into foreclosure, still trying to work with the banks. My husband has been ill for several years and just diagnosed with Parkinson's disease. We have our own business and work out of the home, but without him working made the fight much harder. I wish someone could shut DR Horton down as I have read so many complaints regarding their construction, warranties, promises, etc. Shame on you DR-Horton!

Drainage issues and water in the crawl space were identified on the home inspection prior to purchase. Plain and simple, we threatened to walk from escrow. In response, DR Horton assures us in writing the items will be fixed so we went forward with purchase. 2 months later, DR attempted to fix the issue; they installed a trench drain around perimeter of the steeps slopes. It becomes very apparent 2 weeks later that the drain isn't working. We submitted a warranty request as instructed by DR Horton. After one more warranty request and a lot of nonproductive phone calls and e-mails with the warranty manager, we paid for a 2nd home inspection. The home failed again with excessive water in crawl space, water pushing through our concrete foundation and defective drainage.
I escalated up to the region office, specifically the Customer Service Director. After several "squirmy" e-mails and dodgy phone calls, they finally agree there is an issue and have a geo-tech draw up plans. Since we couldn't agree on the placement of the retaining wall to fix the out of spec slopes and drainage, they offer a settlement. We accept the settlement but waited for 1.5 months for the contract. We e-mailed checking on status frequently and the response was always "I'm waiting for legal to draw up the contract". 1.5 months later, they rescinded their offer, fixed nothing and tell us we are on our own even though they have a geo-tech and a surveyor that told them the drainage and slopes were defective.
Please, please don't kid yourself into thinking it won't happen to you. I know I did. I did everything a prepared homebuyer does except take the reviews of this company seriously. They are the most squirmy, dodgy, slippery company I have ever worked with and now I'm letting my lawyer pin them down.

Small DR Horton community in Spring TX that has been burdened with an $80,000 repair bill because of poor workmanship by DR Horton. Our HOA has spent thousands of dollars fighting DR Horton just to honor the warranty of the community pool. The foundation was not set properly and in year four, our pool started cracking and leaking. DR Horton's warranties are only worth the amount of money you are willing to spend to fight them. They should not build amenities if they don't plan on standing behind their work.

This home buying experience was the worst part of my life, hands down. My home was thrown together, and is already falling apart, 1 month after moving in. The construction is horrible. They changed supervisors on us in the middle of building without notice. Not one person knew what they were doing. The day we did our walk through to move in, the house was still under construction and dirty. We were told, of course amongst other lies upon lies, that they would fix anything wrong after move in. That never happens!
They will tell you, I will be here on Friday, you stay home, they never show, nothing. That day never comes. They will tell they can't fix certain things? They will tell you that's not under warranty etc. I have heard everything. They have stolen our whole future and all of our savings, and they simply do not care at all. I pray people start reading these things and understanding D.R. Horton is the worst builder ever! Do not waste your money on them. They couldn't tell the truth if their own lives depended on it.

I bought in Sparks, NV on 3/06. I was forced to go through their mortgage company or wasn't allowed to purchase the house. I wanted to go through Wells Fargo where I have a history and after financing through DHI, it was sold to Wells Fargo within two months. After moving in, I had numerous issues that needed to be addressed. It was nearly impossible to get them to come out to fix things. They would either not get back to me or would schedule appointments and not show up. Needless to say, after a long process, I had them address my main concerns and just let the rest go. I was tired and frustrated. I missed a lot of work due to this, not to mention the amount of stress I went through. Even after all of that, I was in my house for one and a half years and discovered some more issues 8/07 with my "new" home.
The main concern at that time was my Pergo floors in my kitchen were lifting. They scheduled a floor specialist to come and look at it and they took a look at what material was needed and scheduled another time for it to be repaired. The guy that looked at my floor said that it could only be caused by water/moisture. They left and came back a few weeks later to start the work on my floor and the floor guy took the baseboard off from behind my stove at that time to discover black mold. At that time, COIT was called to prepare for cleanup and my kitchen was closed off. After a few determinations, the final outcome was that the Maytag installers that installed my overhead microwave punctured the waste line from the master bath upstairs and that created a leak and brought on the mold issue. It went about 3-4 feet up the wall and floor and behind my cabinets. They did all the cleanup and repaired the walls and flooring and replaced some cabinetry.
Just recently, I had another problem. I was in the process of selling my house and noticed water damage on a baseboard and could hear water dripping. I panicked and immediately hired a plumber to come out within an hour. They cut into the wall and discovered that the water line had been punctured by a nail from the shelf in the pantry. The nail finally rusted after five years, causing the leak. This was an emergency situation being that there was leaking water and that I was in process of selling my house and had to rectify the problem immediately. DR Horton has a poor history of responding in a timely manner in general, let alone this type of situation. I handled it and had the problem rectified within an hour.
I since reached out to DR Horton and explained the situation as well as sent in pictures of the punctured pipe and nails coming through the wall. I asked for their cooperation in reimbursing some out-of-pocket expenses and to take into consideration the mold problem I had in 2007 due to same type of circumstance. I received this reply back: "Thank you for submitting your recent warranty service work order. After reviewing your issue (including the pictures you sent) with my direct management, your request for reimbursement of funds for repairs on your home is denied. D.R. Horton has no obligation to reimburse you for work performed by you, or for amounts paid by you for repair or replacement of any item which has not been pre-approved in writing by D.R. Horton. I am sending this message to formally notify you that warranty service work order no. **, reimbursement for water leak, is closed. Please send me a short reply stating that you agree."
I sent them a reply saying that I do not agree and very disappointed.

We were building a new home with DR Horton. We were going along just fine, but we had not been approved for the loan. We visited the sales office and the house every weekend during the 3-month build. The sales people told us not to worry, they were sure we would be approved for the loan. One week before our closing date, we were contacted and told that they would not be able to give us the home loan, and unless we could come up with another loan solution, we would not be able to take the home.
We were unable to come up with another loan and we were asked to come in and sign paperwork releasing the earnest money and upgrade money to be given back to use. We were told it would be a couple weeks before we would receive our $12,000 check. We called at 4 weeks "with no check" and were told that we didn't have our check because they had 6 weeks to send it to us and "not to worry". Now 6 weeks later, they will not give us any information regarding our check and they are blowing us off. They won’t return our phone calls and when we do get them on the phone, they tell us it’s not in their hands. When we asked to speak to a supervisor, they tell us they will call on our behalf and they refuse to give us the supervisor information.
We need the $12,000 because we are now forced to find a rental home to live in, and we need to come up with security deposits for the new house. All of the money we had saved was put into the house.

My complaint is the DR Horton development in Denton, TX on Vintage Blvd. We all know how serious the drought situation is in our area and are very much aware of the need for water. This development waters on Vintage Blvd every night at 8:00 pm and waters until the street is running with water. I have seen that sprinkler system running during a down pour of rain. It is not necessary to water every single day. Once or twice a week is quite enough. I have complained before and nothing has become of it. I will be getting in contact with the local news, perhaps that will get your attention. Our water situation can become very serious, especially with irresponsible watering such as this development.

We purchased our DR Horton home that was built in 2001 in 2007. The previous owners did quite a few up grades but did get to the walls in several rooms. The knock down job on the structure is very sloppy to say the least. There are several area where nails are now showing through. My wife and I have tried to patch these but they don't want to stick. Also, there seems to be an over all foundation problem with all D.R. Horton homes within our North Fort Worth, Tx neighborhood. What recourse do I have now with the housing market way below what we are in for? I wish we would have looked a little closer at these homes because once you step back and look closer you see how shoddy the work is in many of these houses.

My roof has been leaking for years. The last complaint I filed was in 3/11. DR Horton never came back to repair the leak. They would not respond to my complaints. Now I got a letter saying the warranty expired in 6/11. They deliberately stalled until the warranty ran out! I spoke to a manager in the local office. He literally told me he would not help and it was my problem now!

We purchased our D.R. Horton home over a year ago. We really like our home and we have no major issues until now. We had our year inspection and went over all the things that needed to be repaired with Laurie. She was really nice on the day she showed up with two of her workers. They came in and fixed the nail pops and someone was supposed to come back and paint.
Well, that was almost two months ago. They also had to replace some of the siding as it had cracked when they were nailing it on. I tried getting in touch with Laurie on four different occasions and she never returned our calls. We contacted D.R. Horton and they pushed it off on Laurie and said it is her responsibility. We decided to contact our sales person Wendy and she was able to contact Laurie (imagine that).
Well, the next day, someone was out to replace the siding, but that's as far as it goes. We ended up painting the inside with the paint they left; the siding is still not painted. Terrible, terrible customer service, not sure what to do now. Buyers, beware. After you purchase your home, you might not get your warranty work done.

I had a roof leak in the upstairs game room the first year I moved into my home. They have "made necessary repairs": replaced a portion of the roof, repainted, etc. three times. And yet with recent rain it has leaked again for the 4th time!

DR Horton does not want to really do repair/warranty work. They do not maintain their property at all. I have addressed correspondence to the CEO Donald Tomnitz on numerous occasions. He does not even have the decency to acknowledge it. The property I reside in Woodbridge, VA is not well-maintained at all. Huge piece of cement missing on top of brick wall, no landscaping at all. Just grass with no sprinkler system so in the summer, it is parched. They hired a property management company, Sequoia Management, out of Chantily, VA who collects the communities' HOA fees and neglects the community.

I recently signed a contract with Dr. Horton at Arbolera del Este (Albuquerque). I was told that I would receive $10,000.00 towards upgrades and 3% towards closing cost. Upon reviewing, the contract sales agent names Kelly ** had switched closing cost contribution to 2% and excluded $10,000.00 in upgrades. When brought to their attention, they quickly changed closing cost contribution back to promised 3% but claimed that they had never offered $10,000.00 in upgrades. After speaking with the area sales manager, they claimed that the offer for upgrades had not been offered for nearly a year and told me I should have gotten the offer in writing. It is quite frustrating since this was a major deciding factor on our purchase.

On July of 2010, I purchased a home in Quail Creek, Denham Springs, LA. Several months after moving in, I noticed severe erosion behind my fence next to a reservoir that had extended ten feet on my side of the fence. I notified the local Horton office on Vincent road several times regarding this problem. I eventually had to purchase several dozen bags of quick crate to fill in the sinkhole in my yard. The entire area, along the reservoir, has continued to erode and extends into all of my neighbors' backyards along this line. My neighbors on either side of me have small children that have fallen into the snake infested sink holes. We are documenting dates and times of our complaints which leave them at risk for numerous law suits. It would not be a great expense to simply back fill these sink holes and install some sort of ground cover to hold it in place.
Also, the wooden fences behind our homes are substandard in material quality and installation. Large areas of both of my next door neighbors' and my fences have been snapped off and uprooted from the shallow concrete base in 20 mph winds. My neighbor just spent $1,000 and I spent $400 in repairs on this. I just repaired a large section of my other neighbor's fence which was partly down. I don't know what other damage has been incurred in other areas of Quail Creek.
This is unacceptable and the problem has existed since construction. The company that repaired mine informed me that using lawn timbers instead of 4 X 4's for posts is never used by other companies.b These posts should be replaced, at Horton's expense, by proper construction materials.
There are several new homes under construction down the street from me and I will discourage any potential buyers until these problems are addressed.

We bought our home in September 2007 and our kitchen sink has fallen off for five times. The cabinet around the sink and the wood has rotted because of the water leaking. They forgot to put air-conditioning ducts in the bottom bedroom and a vent in the downstairs shower. The kitchen lights has not worked for over one and a half years. There are cracks all over the ceiling from the sheet rocks separating and all ceiling fans stopped working after a year. The dishwasher never worked right and all the electric pops breakers. You cannot have a radio plugged in and then plug something else in; otherwise, it will blow the breaker switches.

We purchased our DR Horton home in June 2010. The home was inspected a week prior to close by a certified building inspector with experience in over 1400 residential inspections specific to this area. The home failed inspection due to water in the crawl space, and property drainage/grading not being sufficient. We told them we were walking from escrow so they promised, in writing, to fix the failed inspection items on the report. DR Horton installed a trench drain around the property but in March 2011, I brought the inspector out and the house failed inspection again. There is water pushing through our concrete foundation, moving and standing water in the crawl space, and our property is all but impassable without knee-high mud boots.
When DR Horton re-graded the lot, they also created very steep slopes around the property which are 1.5:1 and in some places 1:1 -- slopes are sliding and giving way. Then DR Horton installed a trench drain, which is at a reverse slope and not draining. Through late fall, all of winter and spring, my crawl space is swamped, my backyard a soppy mess, and I was just wondering when the foundation will crack due to water seepage. It's now July of 2011 and they are doing everything in their power to not fix the problem. They are citing that they go by "National Building Standards" and the level of water in our crawl space is acceptable and drainage on the property is "fixed". To the contrary, we have drainage specialists and a housing inspector along with several landscape companies that do not agree. In the meantime, I cannot legally sell my property without disclosing the issues.

We are in the process of building a home in Las Vegas with D.R. Horton. It has been very stressful to say the least. In my opinion, D.R. Horton's entire home building process is designed to keep the consumer confused on what is standard and what is an option (extra cost). They have homes for you to view, that is a good, but the homes on display are not realistic from a purchasing standpoint. These homes are full of what they call options or upgrades. You don't find this out until after you have decided on a home, and led to believe it is the price of the home you just viewed. I felt like it was a "bait and switch" situation.
And the situation is made worse by the crafty sales folks they have at their sales locations and their WOW center. This is where all the appliances, flooring, paint, light fixtures, and many audio options are selected. They have sales agents that handle some options and agents at the WOW center that handles other options. The customer (me) repeatedly gets caught in the middle, being told, "We don't do that, they do." It has been a real hassle. The latest issue concerning an audio conduct has pushed me to write a note of caution when dealing with D.R. Horton.
Latest issue: We have a fireplace being installed in our den, we asked for an electrical outlet and cable jack to be installed above the fireplace. The sales agent persuaded us that we needed an audio/video conduit so that no wires would be seen. It sounded good and not being savvy on what exactly that entailed and trusting the agent that we would get what we had asked for, we agreed to it. They installed this option yesterday, but there is no electrical outlet (when I asked about it, they told that would be another charge). The audio conduit option cost $420: it consists of two dust covers, a 4-feet PCV pipe and two elbows. I asked about having it removed because that is way too much for a $5 PCV pipe. They said it was already installed and that was that. I asked about adjusting the price for this overcharged option and they said no. That is what the option is. I feel ripped off, with no real recourse. While this one thing seems minor, it just adds to all the other vagueness that has occurred every step during the process. I will never do business with D.R. Horton again.

I bought a house in 4/2002 and a couple years later, we noticed that the house was starting to shift to the right then cracks started to appear on the ceilings and along the walls. And the molds in between the tile in the dining room has cracks. Also the driveway has a long crack too. I filed a complaint about all of the issues and had no returned calls.

They referred to a Jessica and she referred me to the on line service request form. It had done me no good because nobody calls and sets up an appointment or calls!!!

I purchased a $600,000.00 home. A few years later, D.R. Horton is building $250,000.00 homes in the same block, screwing my home value by about $75,000.00. Do not buy their homes, as this company and its CEO, Donald J. Tomnitz, are a bunch of deceivers. If you want to lose your but, buy a home from them.

I purchased a home in 2004. There were several problems with the home. One of the largest problems was the driveway. The ground under the driveway is completely washed away because of how the water was diverted. The driveway collapsed and much of the front yard was washed away. DR Horton repaired this, but the way the water is diverted is still not correct. There was also water that came down between the roof and the eaves just in front of the front door. I had DR Horton come out to fix numerous problems such as the screens, stair railings and caulking, but they only said they would come back later to fix it. I continued to try to have them come back, but their procedures and people changed and I was unable to get them to come out. I attempted to have them come out in 2010. They now only say that it is out of warranty. I dealt with Carolyn ** in the Westminster, CO office.

I bought my home in 2004 for $288K in a city where the average home price (even with the housing boom in full gear) was less than $100k. Dr. Horton took advantage of buyers' fears and sold extremely overpriced homes in a location that didn't justify the price. The real injury came though, from the fact that they initially sold bulk amounts of homes to investors/speculators who had no intention of living in these homes. Almost immediately, most of these investors put their houses on the market which caused an immediate drop in our home values, then there were multiple foreclosures, and now the community is glutted with renters. Our home is now valued at approx. $130k due to the fact that the majority are either foreclosed on or for sale at a bottom barrel price; I am unable to get any type of mortgage modification or reduction because I still make enough to pay the original mortgage amount.

I wrote a contract with them in July for a new construction SFH in Mitchellville, MD. Part of the steps they go over in the pre-buying and pre-construction meeting are that I would receive a Pre-Dry Wall and Pre-Close Walk thru. Long story short, they never gave me the Pre-Dry Wall Walk Through and though they apologized for their mistake, they weren't willing to make amends financially or by allowing me to shift my contract to begin construction at a new Lot. Their reason "the Pre-Dry Wall Walk Through was not written in the contract so they were not required to provide it.
I selected DR Horton because they were less expensive and offered more for their price. However, you get what you pay for. They have a lot of complaints against them online and with the BBB. If you select them, make sure everything is in the contract, get in touch with the local county inspectors, make sure they know you and your Lot # and engage with them periodically (you'll need to call the county inspector office to find out who is assigned as DR Horton will not release this info). Make sure all of your option selections are completed way ahead of time and the pricing for each is completed accurately (they made a ton of mistakes with me and even after several changes still had errors when I walked from the deal). The best advice I can offer is to pay a little more and purchase a home from a builder that's invested in quality and your experience as a buyer. My opinion, DR Horton operates like a minimally funded Mom and Pop builder.

Our home was installed with cracked shower pan that leaked into the wall for almost 10 years. DR Horton led me to believe that it was my fault and finally fixed it at 10th year. Shortly after the warranty expired, the 2nd bathroom flooded due to bellies in the drain pipe under the foundation because a beam is pressing on it. DR Horton will not repair it nor will homeowners insurance cover it. $400 a foot to fix at 19 to 40 ft. The second bath is unusable.

We purchased a brand new house in 2005. Since then, we have had numerous issues with the house. Cabinets not installed properly in the kitchen, hand railing for staircase installed into sheet rock instead of studs, water pipes leaking because they were not installed properly but the biggest issues I have right now is that the dryer ventilation was improperly installed. It is heating up the walls in my house. We have had to purchase three dryers because they keep breaking due to the ventilation being improperly installed. They have stated that there is nothing wrong with the dryer ventilation. I have pictures to prove otherwise.
We have had tenants move out because of the issues we have had with the house. We have lost rental income because of this. We have had to spend money out of our pocket to have items fixed that were improperly installed. The representatives that they send out are rude and unprofessional and argue with me and my tenants. We have had to purchase several dryers because of the issue with the ventilation system.

Like a ton of people, their sales people promise you the stars, but not in writing! I am an amateur radio operator and asked about a small antenna and was told no problem! Came time after moving in I asked and board run by them said, "No!" When the home owners took control of the board at turn over meeting, I handed the new board my request and got the okay!
Windows that Cambridge used are the cheapest money can buy. Tom told me they picked this company because they had "good" windows. What a joke! Company made Chicago Tribune when they went bust! First year, windows iced up in winter and was told after first year, "No problem with ice. Just do not pull your shades. Let the people watch you at night!" Come next years and year after, I am told it is because houses are so air tight! Note: I have been in construction for 41 years! Air tight dam. I wonder how the mice find a crack to get in. Basement you like 55 in the winter? Cambridge figures basement is for storage only!
No heat vent in kitchen or outside walls in bedroom. I guess that is what they make blankets for. People with finished basement still cold! In my project, they failed to change tax rate on lot that was made into common area and we had to pay back taxes on their mistake! Workmanship, best trade was the electrical contractor, the rest so-so! Siding contractor did siding with one man. What a joke! Tub was chipped because dry wallers stood on tub. Air ducts, had to have them cleaned. There's so much dirt in them!
When DR Horton took them over, they became a tract builder, not the builder they were! Buy from them again. It would have to be a cold day in hell! Worst of the worst Cambridge! Offered to give my bed after I closed on the house I was living in and moving into theirs the same day! You cannot pull two full size cars in the garage!

On May 15, 2008, I signed the papers on my first home in the Arlington Farms Subdivision in Fairhope, AL. I was engaged to be married and my fiance and I both were so excited to start a new chapter in our lives. Before closing I had a long list of items that needed to be addressed. Most of those items were taken care of but in a careless and very sloppy manner.
The superintendent was extremely arrogant and acted as if he were better than the client. I reported complaints about him several times and even met with his boss. I have recently been told that this guy has been promoted. Anyway, it has been a little over two years now and we continue to find new issues and have found that we too are victims of substandard work. Remember people, these guys are about quantity and not quality and they could care less about your life and finances. The second night in our home became very un-nerving as we had raw sewage back up throughout the house, anywhere there was a hole, nastiness came out of it. It dumped on our floor in our brand new house!
I called all of the emergency contact numbers, no answer, I called the superintendent, no answer. The emergency contact was for the sales agent. What was she going to do? I had to call and the plumber myself and get it fixed. The only call I received from Horton and the too good superintendent came after my brand new yard was dug up. The plumber was excellent and took care of us but I found it disturbing when he told me that they had done this same repair on several other homes in our subdivision and that Horton knew there was a problem.
Moving back to current issues: We have cracks all the way around the house at foundation level going all the way up to the roof line in some spots. Corner beeds throughout the house are falling off, the master tub has shifted and cracked the walls, floor tile is coming up, grout is cracking, door will not shut. I can see traffic though the crack at the back door, floor trim is separating, counter tops are sagging, cabinets have shifted and are beginning to sag, the house has drafts throughout, we have five different temperatures throughout the house and the master bedroom is almost unlivable during the summer, roof trusses are split in half some not even being nailed in, concreted in garage is dropping, roof decking sags where the workers stepped through it but didn't replace it, the list can go on.
I've spoken with two building officials and engineers that tell me some settling would take place but not to this extent just after two years. They claim I have structural issues. The grade in the rear of the house is crazy. There is only 34.8 feet of yard between the house and the fence and about a 4.5 foot difference in elevation. I live on the Gulf Coast folks, the geography is pretty level. I have read where one of my neighbors with the same floor plan posted similar comments. I too have a shotty A/C system and the fireplace has never been used due to no ventilation. The garage door track is only being held up by six bolts instead of the ten that is required. The end of the trolley is mounted to sheetrock instead of the header that was placed 18 inches off center. I watched the house beside me literally blow down during a tropical storm and by the end of the next day it had a roof using the same trusses and framing that had the nails ripped from it the previous day.
Something has got to be done with these people. My entire life is wrapped up in this house. If I know these folks and what if all you have posted holds true then I have nothing to look forward to than a $180,000 black hole for the remainder of my life. My next step is to have the state building investigator, not inspector, come down and review this substandard and potentially hazardous construction.

I wish I had found this website before I signed a purchase agreement with DR Horton on a spec townhouse. First, their contract construction company made structural changes to the framing that they refused to provide documentation. Second, the day I went to check on the granite counter tops, they put in regular counter tops. Third strike was this website and all the stories with the same message.
When I told them my decision to withdraw they threatened to sue me for damages, put a $5,000 lien on my credit or keep my earnest money. They kept my money and made me pay for the appraisal fee. I will never buy a new or used DR Horton house ever again.

Home purchase in 2000. Requested A/C repair year after year. Customer service said there was nothing they can do to fix my A/C. Customer Service never sent an A/C qualified company to assess the issue. My A/C does not cool the home. My electrical bills are near $600 a month. My Children sleep on the floor or couch in the family room that is the cooler part of the home during the summer months for the past 10 years.

I bought a D.R. Horton home in 2006. They offered me a two-year warranty, but refused to come out to repair things when I would call. Even my management company would call them, and they always found a lame excuse to not come fix things. Well, after the warranty is expired and they refuse to fix anything, my plumbing and electrical is shot. My dryer will short-out my circuit breaker if I do more than two loads consecutively. One of my upstairs toilets cannot have the water on because it will continually run. My daughter recently moved in (she had lived in an Artistic home previously), and she said that she feels like she is living in a dry-walled cardboard box. If someone is walking upstairs, downstairs the ceiling vibrates and it sounds as though they will fall through at any minute. The house is just terrible and we are waiting until we can sell it. I feel like I live in an overpaid cardboard box.

Our house elevation is off 3+ inches, the siding is cracked and separated, there is plumbing reinforcing bar through the sewage line, sewage line joint separation, moisture up sheet rock, windows have shifted - not closing and warped, doors are not closing, cracks everywhere plus one above garage door you can see daylight through. Home was built in June 2002.

I live in the B unit, which is directly underneath the balcony of the A unit in the Cambridge section of The International Club. There is signs of water leakage in the ceiling of the garage. This is the same thing that has happened to 4-5 other buildings at Cambridge. Repairs have been done to the other units and 1 unit is now in the process of being repaired.

D.R. Horton has been on a tear over the last year, buying up vacant residential lots throughout the U.S. and particularly the southeast U.S., and constructing homes to sell despite the historical glut of already available for sale, vacant, and foreclosed homes that have become both an eyesore and burden for many neighborhoods. But before everyone goes and gets all excited about this nationally-recognized builder entering their local market and possibly kick-starting a new building boom, maybe you'd be best served to more closely check out some of the supposed "quality" homes they presently have under construction.
In our Manatee County, Florida locale, I have personally witnessed the current, ongoing construction of several of their homes in a small community, and I can confidently attest that the quality of these homes is shameful, especially at the haste at which these homes are being built. In several homes, they appear to have used low quality wood materials, have stretched their site plans to the limits of the building site, and are constructing these homes in a far more quickened pace than would allow a normal person to properly inspect these homes along the way.
It is certainly a shame that they are allowed to build such homes, especially when most of this poor quality construction will be hidden away behind the ceilings and walls long before a buyer signs the final purchase papers for one of these homes. Before finalizing the purchase of one of these homes, I would certainly encourage one to hire their own personal, independent inspector and have the home inspected thoroughly. And as if these reasons were not enough, then please continue to read this long list of complains dating back to 2006 of other homeowners throughout the continental U.S. that have bought a D.R. Horton home. Otherwise, I guess you only need to be reminded of the saying, Caveat Emptor, i.e., "Let the buyer beware."

I was in the process of looking for a good home builder in a nice community. I checked out a few builders but was really impressed when I visited a DR Horton community in Grand Prairie, TX. Their price seemed reasonable, the lots were a good size and the sales man pointed out a number of upgrades I could have at no extra charge. I was very excited but it all seemed too good to be true! I decided to do some research and thank God I found this site. The complaints on this site go as far back as 2006 and are from all over the country. According to these customers DR Horton has an ongoing issue with structure and foundation problems. It’s sad that DR Horton would take time to build such a beautiful home but not take any pride in doing it correct. Guess all of the shortcuts they make in building the home make them a lot of money.
I emailed the DR Horton sales person about this website and asked him why DR Horton has so many complaints all over the country. He never responded! I feel sorry for all of you that have had such a horrible experience with DR Horton but I do thank you for telling us your experience so that other people can learn from it.
With all these complaints and the fact that it seems like a systemic problem throughout DR Horton, I feel all these customers should get together and start a class action law suit against them. But it is also very important that everyone contacts the BBB (better business bureau) about their experience with DR Horton, because as of right now DR Horton seems to have a good standing with the BBB. Apparently everyone is complaining on sites like this (which is good) but not to the BBB. I think it is important to do both.

Had I seen all these comments prior to purchasing a D.R. Horton home, I would have thought that they build so many homes. Surely there would be a few disgruntled buyers. After going through every post, I could find that I see the same theme throughout, water in one form or another. How can this be an accident?
We contracted to have a home built in Far North, Fort Worth in December of 2009. The community is lovely which brought us to the builder. The lots are tiered and we were concerned about drainage from the beginning. Like many others posting, we were told over and over again to wait for the final grade. Two weeks prior to closing, we were told that we had our final grade and upon inspection, it didn't look graded at all to us. When we mentioned this to the construction foreman, we were told that this was it, period. We decided to hire a structural engineer for $400 and get an educated opinion. Just as we thought, 5 to 7 years down the road, we would probably be looking at up to $30,000 worth of foundation damage. After a week of rather abusive calls to and from corporate, we finally told them that we weren't going to close, period.
D.R. Horton has over $2,500 of earnest money from us that I doubt very much if we will ever see but I feel that we got out cheap over the long run. I strongly urge you to hire home inspectors or structural engineers if you have any nagging feelings that things just aren't right prior to closing. Also file a complaint with your local Better Business Bureau.

Dr Horton builds a [bad] house and their customer service on getting things fixed in your house is deplorable! A house that is a little over a year old shouldn't look like it's 15 years old! So many problems to fix that warranty says 'it does that over time' when it shouldn't happen at all. No screens on the windows, the wall near the fireplace is as cold as the outside in the winter and air comes through the light and plug covers, as well as the gas fireplace. Dr Horton says that the heating system is electric when it's really gas and bills over $300 in the winter, during the coldest months. A/C system not installed properly, no returns in the bedrooms. So if you shut the door, it gets stuffy instead of cool. Therefore, no privacy to whomever is living or visiting us.
The warranty person didn't walk through the entire house with us. Many things were just said, 'it happens over time, nothing we can do about it'. They have bad customer service and they don't want to assume the responsibility of fixing what the problem really is. They just keep putting it off and giving tons of excuses.
Do not purchase a house from these people! Electricity installed improperly, that would eventually cause a fire. Windows and doors not installed properly, thus leaving air gaps where there shouldn't be. I hate this house and these people should not be in business! I could go on and on, but I'll stop now. I want to leave this house! The bills are higher than they should be. Repairs being done on the house are by me, that shouldn't have to be. Extra $ being spent that shouldn't have to be. It caused me emotional problems because I'm [upset]. My fiance was duped into purchasing a 'good' house when it's [bad]. I built buildings for over 15 years in the military and if I even thought of doing this kind of work. I would have gotten [in serious trouble].

I was very happy with my experience with purchasing a new home from DR Horton. The contact person I spoke with after moving in was great to work with over the minor issues that come up after moving into a new house. However, during the first year they changed people. After I had been in the house just a little over a year, spots started fading on my carpet (nowhere near any windows so it's not from the sun). They showed up in my large spare bedroom, on the stairs and in front of the door leading out to the garage.
They sent someone to come in and look at them right away and I was told by this person that most likely the painters had dripped paint and used some type of solvent to clean it with causing the rug to fade over time. I waited to hear from the DR Horton contact person and when I finally did I was told in an email by him that it would not be repaired because there was no proof that is what happened and that I didn't cause it myself. As a single mom I was so proud I was able to get into a new construction home. So now I have a nice house with carpets that look like **.

We purchased our home that was build from the ground on up in August 2005. From the beginning we had issues like water leaks, landscaping which D.R. Horton tried to refuse to resolve. They left our backyard unleveled with big metal pieces in the ground. Our top flooring had to be replaced, which now after 5 years is back to the same condition it was when repaired (weak spots). The painters they sent in have colored our ceilings with 2 different shades of white, one end white, one half beige.
We have a water leak in the front bay window that has caused mold looking damage and sheetrock peeling. I was informed by others that D.R. Horton did not install the roofing correct, causing water to leak in my home when it rains. I do not feel the insurance that is supposed to cover the home for 10 years is valid. We have serious cracks in the foundation of our two-story home, doors will not close, cracks all over our walls and D.R. Horton is saying that it is normal.

I moved into my home on 1/31/2009. Since then, my basement has flooded 2-3 times. It took DR Horton quite some time to fix it. My concrete outside my house is scaling and has cracks along with the touch ups needed to my drywall. I've been in contact with Stan of DR Horton and Sam several times in reference to these issues and as of 6/18/2010, they are still outstanding. Also, a neighbor of mine experienced the same nightmare of cracks in her foundation. She has lived in her house since 2006 I believe, but DR Horton is refusing to fix it. I wish I would have done more homework on this builder to see that they are not that favorable to purchase homes from. I do not recommend them to anyone. They are not standing by their words.

My house was bought new in 2005. I am still waiting for DR Horton to finish the back pillar on my outside porch. My heating/AC unit is not functioning properly and they have been out twice. One of their fixes was to run the air conditioning run off through the attic to the other side of the house and down my second story house. Now, the unit cannot cool the house because the water cannot move down the run off pipe to get out of the house. Let's not even talk about the sheet rock, what a mess. The company has done nothing to repair these problems except to fire the costumer service rep.

DR Horton or “Deplorable and Repugnant” for how they conduct business! If you want to live in a neighborhood, such as my DR Horton subdivision, you will be living amongst many renters. You see DR Horton sold off many houses in bulk over here in Rio Rancho, New Mexico to California investors. Some investors bought entire blocks, but now these investors are loosing their shirts so homes by the dozen are going into foreclosure. And then we have the dilemma with all the deadbeat renters who are renting homes from these upstanding investors. For $1000.00/month you can rent 3500 square foot properties in my neighborhood. Cheap, don't you think? Great size for the price, especially when you have more than one family occupying the home.
Many people equals many cars all parked out on the curb, like a shopping mall parking lot. Most of these deadbeats don't understand the concept of being a homeowner, so no one takes care of their yards and their bored children enjoy using spray-paint on people's homes and walls. Sounds like a dream: foreclosures, graffiti, and lots of lousy looking yards.When we bought our house from DR Horton we had to sign lots of disclosures at the closing table. Such clauses as this would be our primary residence and that we had to live here for at least a year before our house could be rented. How ironic that we are surrounded by investment homes, just 50% of our subdivision! And now many of them are going into foreclosure.
Rest assured my property value has only declined by 25% and continues to slide. We can't comp our home out to its original listing price because of all the short sales and foreclosures. So if your idea of great neighborhood is a place where 50% of your neighbors are deadbeat renters, go for it! My quality of life has really improved since I purchased this DR Horton home. Another great perk is that I have negative equity in my home. Now, now, I know what you're thinking, it's the economy. Sure we can consider that, but the bottom line is DR Horton deceived us, leading us to believe we would be living in a residential neighborhood surrounded by homeowners such as ourselves. And yet we wound up in a rental complex. I'll break it to those of you who are considering the allure of a brand new home from DR Horton with the tax incentives, beware here is your alert!

The top floor of our home has floor joists and boards that have come loose. I have on several attempts tried to make contact with a manager of some kind with DR Horton and have been unsuccessful. Our warranty is about to expire soon. I have boards that flex up to an inch!
I am very unsatisfied with the cheesy construction of the home and would not recommend it to anyone! We have had so many issues and lost time off of work to deal with problems like these. Then they wanted us to sign a waiver that they would no longer be held accountable once this is fixed. We have suffered loss of work hours, sleepless nights, stress related to them not returning calls and the fact that the warranty is almost up

I moved into a D.R. Horton Home on 13 January 2008 in the Hillside Manor sub-division (Hagerstown, MD). A month later, two of the four shelving/clothing rack assemblies collapsed. The reason was because the sub-contractor attached the unit to the dry wall and not the studs.
I was informed that the warranty didn't cover the sub-standard installation. I then paid $150 to have the two shelves reinstalled. Three months later, the shelve supports collapsed. To summarize, the original installation was inadequate and their materials were shoddy. This will no doubt cost me hundreds of dollars to correct. D.R. Horton is much like a military recruiter. Once they get you to sign on the dotted line, you're on your own. Honor, reputation and integrity are not in their mission statement.

There is a water leak in the bedroom on the top floor. The leak is where the ceiling meets the wall between the bathroom door and the window. There is a puff buckle on the ceiling and the wall is turning brown and discolor from the leak. No one can sleep upstairs in the bedroom, and I can't see behind the wall and the ceiling but I can guess there is damage in both areas.

I want to inform you of some problem that we are having with Dr Horton Division. First of all, we want a four-bedroom and a three-car garage, but they built a five-bedroom and a two-car garage. I was very upset, but my husband said we could live with. But then we discovered some cracking in the slab of the home, two of which were major concerns considering how the lot slopes down toward the back. The two cracks of concern would be the outer corner rooms with the weight from the slope.
We confronted DR Horton on May 4, 2009 with our concerns and were told that was normal to have some cracking in the slab. We were also told that the 10-year warranty
I requested this be documented in the files and additionally requested in the warranty for this particular situation. I received a call and was told that DR Horton could not do that. So we told them we could not accept the liability of the problem that could arise in the future. And my decision not to accept the property and request a refund of my deposits, we have not got it. They have sold the house.
I feel sorry for the one who bought it. In a few years, they are going to have problems. They will not call you back.
We are still trying to get our refund of $1,175.00. We are not asking for the money we paid for some upgrades, just our deposit. They do bad work, and they are not honest. They are getting rich and do not care about the people. I have pictures of the cracks. I feel sorry for you if you have had house built my DR Horton.

I bought a townhome in 2008. Since then I and other home owners in our complex have had constant problems. The workmanship is shoddy. The plumber told me Horton told them to do the job as cheaply as they could. The heat/air guy told me that too. I've had a leak in my heat/air room on the 3rd floor, pocked finish on the rubber roofing materials on my 3rd floor deck, a leak through a ceiling fan, and now my bathroom window has leaked twice, ruining my blind and coloring calking with red, muddy looking water.
When they came out the first time it leaked, the roofers got mud and dirt all over my top deck and my second floor porch. The wall above my bathroom window has cracked and the calking around the window jam is cracking from the moisture. Part of the problem is the gutters which are not completely flush with the roof and leak behind them. This has never been fixed even though the roofers have supposedly been out to fix it.
At first I would ask them to repair and/or repaint something, and they would send in workers that tore up something else while they were fixing what you called them for. It has been horrible. Some of my neighbors have had even worse problems than I had. DR Horton dumped this project leaving the developer holding the bag. So far I have not had to spend anything except for time away from work. The leaks I've had are potentially expensive occurrences and I suspect. I feel totally ripped me off.

DR Horton built my lot and in the process shorted me around 20 square feet of yard. Because of the design of the lot, they cut my yard short and instilled a retaining wall. From the day they broke ground I noticed the grade looked out of whack. When I questioned about it, I was told the fence would be raised and the yard leveled out. I should have noticed the writing on the wall at this point and backed out, but my wife really likes the house.
A few weeks went by and I questioned again that I was not happy and hoped this would be solved. I was again told this is not the final grade. My gut said, “Back out, you're about to get screwed. But once again the house itself was great, the sales staff was great so I plugged on. I did the walkthrough and was very disappointed at the finished yard and again voiced my displeasure and me and the sales rep agreed DR Horton would level and install my backyard. To me, backyard includes all fenced in property behind the house.
They proceed to place a 10” x 20” foot grass strip in the center and mulch everywhere else. I once again voiced my displeasure and was told, “Sorry, nothing we can do.” So now I am stuck with a 4-foot backyard fence and 3/4 of my yard is mulch! I would highly recommend staying away from DR Horton because it is very clear to me that they only care about their bottom line and not the customers. I even have written in my closing documents that the backyard would be installed. So much for contracts.

This company has nowhere to reach and find other than just a website. All the phone number they published is only a pre-recorded voicemail. They must have so much problems they avoid any real person contact. There are lots of problems and poor quality work with homes they build throughout the entire community. These homes are all within 5 to 7 years old. When we tried to contact them for warranty service, they sent numbers of different contractors and subcontractors to come by and ask to look at problem, but no real work being done and simply dragging time and act as if they are responding. In the meantime, letting the problem to worsen and spread. In some case, they drag until warranty runs out and then say "your work is no longer under warranty".

In the summer of 2008, we purchased a home from DR Horton. We live across an open space that DR Horton said was going to be landscaped with grass, shrubs, and trees. It is now March of 2010, and the open space is still not landscaped. Despite numerous calls and emails, DR Horton has not fulfilled their promise, and we are stuck looking at an eyesore. I lost $623, which I used to pay for a TV. A fellow neighbor, living two streets down from us, also lives across an open lot, and is frustrated with the same issue. He was told he had a prime location for buying, as the open space would be landscaped, but DR Horton failed him as well, and he is still looking at weeds from his home. In addition, the fence that encloses our backyard, fell over a month after we moved in. It also took them over 6 months to repair a roofing issue, that was within the warranty. I would suggest not buying from this company, as it seems they take no pride in their business, and their integrity is questionable.

This house is only about 3 1/2 years old and I have a large crack or separation in the ceiling of my bedroom. I have cracks in the mortar of the kitchen countertops... cracks completely across the driveway at garage. There are nails poking through the walls in different areas of the house.
My daughter's home is a few months younger than mine and she is having some of the same problems. I have heard this same story from so many owners of D.R. Horton homes. What can we do outside to fight them on the 10-year warranty or filing a class action lawsuit?
This gave me unnecessary cost to repair ceilings and mortar.

Buyers beware! Before you buy in Wildwood Estates, Arlington Tx. 76001, you need to know that there 4 large cottonwood trees that trash out the neighborhood. They clog up the air conditioning filters, pool filters, covers the yards and bushes. It causes severe allergy problems for the people in the community. The cotton falls from early spring until late summer. DR Horton should never have left the trees in the neighborhood. The builders and homeowners' association are not willing to work with us to have these 100 ft trees removed, or even replaced.

The appointment at design center was a rush job. We were not informed of all the changes that we were allowed to make. We thought we were getting slab granite, but found out it was tile. We happened to get to construction site in time to let the construction foreman know they were working on our house and needed to widen the doors. We were supposed to have a construction meeting prior to this but did not. This was not professional. We decided we wanted the granite tile 3 weeks ago, but he only started working on it this week. Now he is saying it is too late to make the change. Nothing has been done professionally. This is not how you work with a customer. I am very disappointed at this point. How do I get my granite?

House and driveway are badly settling, house is moving toward neighbor house because Horton did not stabilize the land before building. Substandard exterior wood is rotting away. Driveway contains no reinforcing steel and is breaking up. Other concrete in neighborhood has had to be replaced.

DR Horton builders took over our subdivision in October 2009. Not only did they damage vehicles lining our streets with vans, they came into our yard and illegally stole our water to saturate their lots so they could plow the ground.

We purchased our home in the latter part of March 2005. Within a couple of months, we began to have problems. One of the problems was our backyard. We live at the bottom of steep incline. Every time it rains, our backyard and the side of our house flood. I reported this to the D.R. Horton, and a couple weeks later, they sent landscapers to proceed with a temporary fix by placing angel hair grass on the hill. Unfortunately, this did not last. Also, a couple of months ago, a not so strong wind blew a shutter off our house. To add to this, the carpet in every room of our house has buckled; the hardwoods in the foyer are separating from the floor; the sheet rock tape near the fireplace (which we rarely use) is separating from the wall; AC on the second floor does not even cool the back bedroom at all. The water pressure in the entire house is very weak.
When we contacted D.R. a couple of months ago via their e-mail complaint line, they sent an e-mail back saying that these were not their problems and that they are not responsible for any of these issues. Furthermore, they told us to that we need to address these with the builder of the home, and that was it. If they put their name on the product, why shouldn't they be the ones dealing with our problem? We don't even know who the builder was at that time. These homes are poorly constructed. If we knew what we know now, we would have never have purchased such a substandard home.
To add insult to injury, after I sent the e-mail to D.R. Horton, our Home Owner's Association sent us a letter of violation for a missing shutter, and they threatened to fine us for the missing shutter. I would never recommend anyone to buy a home from this company. They rush to put up poorly built homes just to make a dollar at the consumer's expense. As a result of this, we still have a flooding backyard that we cannot use, and we have to hire someone to pull the carpet tight in every room (6 rooms total). Also, we have to get a contractor to fix our fireplace, which we can no longer use because of the issue. Furthermore, we have to have a plumber resolve our water pressure issue and someone take a look at our HVAC. Monetarily, these are big-ticket problems that should not be paid by us but by D.R. Horton.

Hardwood floors were not properly installed & there was loose flooring. Landscaping was not completed. I have a dig in the back yard. Rooms were not painted right (different colors on the walls). Bathroom down stairs was not completed. Front door lock is jamming. My garage doors are two different colors & the warranty dept is giving me the runaround. Hope you can help.

I purchased a home from DR Horton in Sept. 2005 and expressed to the salesman that I needed a flat lot because my cardiologist in New York said that I should not be mowing a lawn that requires me to exert myself in the summer heat on any type of hilly lot if I have a home built, because I had a heart attack and have one artery shut down and one with two stints in it. I also explained that I was retired and loved golf and wanted a flat lot for these two reasons. I drove down to North Carolina the day before closing to inspect the home and found that the lot I purchased was no longer a slight downgrade but a steep hill and the money I paid to have my lot cleared was no longer needed, because it was no longer possible to practice my chip shots.
Today, my lot, as well as my neighbors, has between 30' to 40' off backyard. The balance is just a weeded area. I was charged $2,000 for a premium lot and $2,000 to clear it and when the sales person read all the extra charges I was paying (such as brick front, $12,500) and read $2,000 premium lot, I replied, "I don't mind paying $2,000 premium since my lot is almost flat (topography map shows a 12' decline over the 190' length). I told the site manager that I would straighten the matter out the next day at closing but didn't know that nobody from DR Horton was present. My real estate agent called the district manager from the closing office on his cell phone and sat waiting for his call. But after an extra half hour which was eating into the person’s lunchtime, I said I will sign the documents but I want my money refunded.
When I commented that I am accepting the $,2000 for premium lot because it is almost flat, was it not the person's responsibility to correct me because he knew the lot would become a steep hill per the topography map showed the word "fill" on all lots on my side of the road? By not saying anything, isn't it a confirmation that my statement was correct? Other than the proof (documentation) of the above being fraudulent, I sued in small claims court for fraud and the attorney for the builder requested the case be dismissed because I signed for arbitration. I told the magistrate that I did sign the document but I have proof that the contract was fraud which would void the contract and the agreement for arbitration should be voided. The magistrate said, "Since you signed for arbitration, bring the fraud matter up then." Conversation continued between the magistrate and me and she dismissed the case with prejudice.
I appealed the case and signed to have a trial by jury but received a notice my case was to be handled by arbitration. I feel that my rights to a fair trial have been violated and can see that the lawyers who are located within 5 minutes from the court have established a relationship with the court personnel and as in two other cases where I was right, I lost. I guess that the court feels that if a fair decision for an individual was common, people would not need a lawyer. The builder knows I have no money to continue this fight otherwise, I would have sued three years ago. I am 74 years old, retired, and only have Social Security as income as my tax the past two years shows that I received all my money I paid in taxes refunded. Thank you.

We began dealing with the warranty company for D.R. Horton in Rowlett, Texas in 2006 shortly after closing on our new D.R. Horton home in November of 2005. We have not had any peace since we have been living in our home, as we have experienced a major foundation failure. And after installation of 47 piers by Advanced Foundation Repair, the soil continued to expand and push our house back off the piers. That is when we decided to take a stand and request that D.R. Well, here's some more negative publicity for the DR Horton home builders. We are already 3 weeks past the promised close date for our new home in Las Vegas. We have sent 4-5 emails and the same number of calls to management and staff in various areas of the country, all with no response at all. We are going into a new lease, because they didn't keep their word, as well as another month of storage fees. Our local sales agent doesn't respond. Her boss promised a call back later that day (no return call), and there's still no word from the regional manager after 3 emails and 2 phone calls. Where's the customer service? All we wanted originally was the progress report of our home once a week. Now we feel like they're saying "They're going to buy their $225K home, no matter what" so on to the next suckers!

I purchased my home from DR Horton (August 2007). Within 1st year of warranty period, a northeaster storm caused water damage around the front bay window (August 2008). Subsequently, DR Horton attempted to fix seal around the window. In September 2009, a second major northeaster occurred, causing extension water damage at same location (front bay window). I contacted DR Horton again to fix front window leak and perform repair of water damage. I was told house is now outside of warranty period. I attempted to explain to them that the seal was never fixed properly the first time and the only reason no water damage occurred over last year is that most storms come from the west and winds do not hit the front of the house. DR Horton still refuses to perform repair work on water damage and correct leaking seal around bay window.

I purchased my home back in June of 2006; and in December of 2008, I filed a warranty request with DR Horton and was told that someone would come over to check my leaking roof. It’s now September of 2009 and I’m still waiting for that person to show up. I have submitted several more requests, and no one has even bothered to return my calls or emails. It's funny how when they are trying to sell you a home, they seemed to be hounding you day and night; and now that I need their help, they don’t seem to care anymore about customer service. My front porch is leaking, but there is no sign of damage to the outside of the roof, but you can see there is a dip on the roof. There are no shingles missing; but most likely, the roofer forgot to put the black paper that goes below before putting the shingles on. I don’t think it would be fair to me to fix my own roof already, and it’s only been about two years and having a leaky roof already.

We have made numerous requests for a few years in regards to the deck on the right side of our house that is located adjacent to the gas meter and pipe. See how it affects our home below. Anyways, DR Horton finally sent someone to inspect our deck in early August but have not yet responded to us nor came up with an acceptable solution for us. This is totally unacceptable. I believe all of the homeowners are very annoyed with their ignorance. It's time for all of us to get together and start a lawsuit against this irresponsible builder.
The deck has been settled more than 6 inches, and it continues to settle since our first request. However, our request for fixing the deck had been ignored by the company and nothing was repaired yet. Since this deck is located adjacent to the gas pipe, the failing of the deck is creating a serious hazard to our life and property since the deck keeps dragging the gas pipe away from our house. In addition, the failing deck also becomes a hazard to the utility company personnel when they come to our house to check the utility meters.

The kitchen floor is unlevel, floor squeaks through out the house, cabinet doors fall apart, windows won't stay on track, gutters are not leaning right for the water to flow, plumbing rattles, vinyl siding falling loose, kitchen floor sags, textured paper on drywall peeling and from under crown molding, and the ceiling is cracking. The house is falling apart. I have contacted the dealer, they have come out to look at the problems and have not fixed anything yet. We've been in the house since 2004 and started having problems right away.

Our community has been plagued with break-ins because DR Horton HOA Board members refuses to keep our community gated at all times! In addition, we will make complaints and our cries are heard in deaf ears! Replacing landscaping (trees) that has been dug up has not been replaced and Brian refuses to replace the tree that was damaged before I closed. The maintenance crew is always new and not certified! Sloppy patch up work for 11-month warranty. Floor boards creaking sounds and can see tape through paint on sheet rock walls and ceilings! Developer doesn't take care of empty lots and DR Horton doesn't respond in a timely manner to consumer complaints! Inspector has a rude and honary attitude and lack of communication with homeowner! He barely speaks English! I have to have my father who is a certified and skilled builder/landscaper correct the issue that can easily be avoided

I bought my home, new, in December 2006. Six months after moving in, we had a leak in the wet bar, which had to be removed along with the dry wall, cabinets, flooring and subfloor. In April 2009 we had the toilet in the upstairs bathroom continue to run and overflow, causing damage to the kitchen ceiling.
This toilet has been a problem since we moved in, but was never repaired (until we had it repaired). Yesterday another bathroom upstairs started leaking into the master bath downstairs. Since this has happened after the 2-year warranty period has expired, repairs will be on my dime. It is obvious to me that the plumber that worked on the building of my home had no idea what he was doing, since all of my problems seem to be plumbing related. Of course, that plumber is no longer in business.

Tiles are coming off the floor in the whole house. I contacted them and they told me to contact the company that installed them, who informed me the warranty is valid for one year only. Now my A/C unit has failed and I can’t get hold of any person to inform me to whom I should contact to remedy these problems. Also, when it rains, water collects near the foundation which may cause damage in the future.

We purchased a home from DR Horton because we were relocating from San Jose, CA. The realtor representing DR Horton assured us a closing date of 30 to 45 days. To date, the closing date kept delaying and delaying and now it is going to be 63 days and not the 45 days as she indicated. When we asked for the refund, any reputable company would refund the deposit but not DR Horton. We had purchased homes in California prior to coming to this wonderful city of Las Vegas, Nevada and never encountered such unscrupulous tactics to swindle money from ordinary folks. And now we do not have anyone to turn to for help. We hope the general public will be aware of DR Horton because they are exactly like thugs.

This is our first home. We have had it since late 2007. We had a water leak first off and with a repair that took over month to get done, we had an extreme water bill come with it. The water leak was repaired, but the house water was never turned back on. We arrived at our home at 11PM and discovered we had no water. We tried to find the valve, but it was a street issue. When calling the emergency number, we were told someone would come out the next day. My wife was pregnant at the time and suffered severely due to that problem. Then our heater broke within 2 months of owning our home. It started blowing ice cold air out of the vents with a strong force. We were unable to disconnect the unit because we did not have a ladder tall enough to reach. We called the emergency number again and was told someone would come out in a few hours. That was some of the coldest nights of the year and we needed the heater.
After a few hours, no one showed. No one showed until three days later. In between that time, I called everyone I could. My wife was pregnant and freezing and no one was coming out. Finally, after both JS West and Beulter came out and pointed fingers at each other, the problem was that our heater was converted for gas and not propane as needed. With that knowledge, Beulter came in to fix it 3 more days later. Thanksgiving was destroyed. Then Christmas rolls in and the heater does it again. This time we had a ladder. Several days later again, they came out to repair it. Now giving other excuses as to what has been missed or overlooked by the guy who last touched it. The buck was being passed faster than we could keep track.
Christmas plans cancelled. Our first Thanksgiving and Christmas in our new home - no celebrating, no photos, just crying and fighting. No one apologized to us either. Then New Year's eve big party, 92-year-old Grandpa was here and everything and the heater did it again! It was so cold out that everyone had to leave our house just minutes before midnight. Grandma had to get in a car and take a 2-hour ride home. No one came out to fix the problem for 3 more days. I left nasty messages on every machine I came across thanking everyone involved for ruining our holidays. We had a huge water bill that took 5 months to get reimbursed for and as well as a heater bill. There are propane fireplaces in these crappy homes and we were advised by Don ** to turn them on to keep warm. The heat doesn't leave the unit and doesn't heat anything. The cost is beyond ridiculous.
During all of the drama, my wife had a miscarriage. The water here in Diablo Grande is deadly. Seriously, research the net to read about that issue. We don't know if the water or the stress caused our misfortune. Don ** and I were on the phone talking about receiving the check for the water/heat reimbursement (he was so happy about that by the way). During our conversation, I asked him what DR Horton will be doing for us to make up for what we have been through. He stated he didn't know, but it would be something. 2 weeks later, I have another phone conversation with Don ** as I was walking around Target in Livermore, CA. He asked me how things were and I said not good because we suffered a miscarriage. He said he was sorry and hoped things go well. I said, "I hope you have some good news for me."
He proceeded to say that DR Horton will be willing to do something for us, but they don't know what as it wouldn't be monetary. I said, "Well I'm a new homeowner so any home upgrades would be great." I said I have no landscaping in my backyard and that would be great. He said, "That sounds doable. Let me talk to my boss and get back to you." Several weeks later he was at my home repairing our driveway and I asked him where we stood with the backyard situation. Don ** said, "Yes, we are going to do that for you but nothing too fancy." I was thrilled and my wife smiled for the first time in weeks. Over the course of several more weeks, my wife and I walked through some of the DR Horton homes and checked their landscaping. Just 3 doors down from us was a simple basic backyard. I called Don and told him about the home and he said he knew of it. I said we would take something just like that and that would be great. Don ** said, "I'll call you."
After 2 weeks went by and I had not heard from him, I called him on his promise. Immediately he said, "You are going to need to call my boss Lloyd **." I said OK and called that moment. Within seconds of me saying my name, Lloyd ** said DR Horton is not in the business of making up for problems with homes and that they will be doing nothing for us. This was the beginning of many weeks of phone calls and fights, only to have it end up in the hands of Lloyd **'s boss, whom said Lloyd and Don never said any of the above. However, they will give us a $200 Home Depot card for our troubles. I told him to shove that card where the sun doesn't shine. We made a big mistake buying a DR Horton home. We are trying to get through day by day.

If you own a DR Horton home and have complaints about shoddy workmanship or repairs, better sell when you can. We have lived in our home for 9 years and have spent the whole time repairing, replacing what crap that we didn't realize when we bought the home. We never signed off on the walk through and they continued doing repair stuff almost 5 years after we bought the home. Now, we are on our own and it would have been much cheaper to buy a more expensive, better quality home. And, they try to stick it to you every step of the way, always the minimum to keep you from seeing an attorney.

I purchased this house new on 3/19/09. Already have repairs that need done. 2 weeks after move in, the pipe for the irrigation system broke and water went running down the street. I had the company Palo Verde come down. It took 3 days to fix and now plants are starting to die. One month after move in, the sink in the downstairs bathroom broke. It took over 2 weeks to get fixed. Now it's broken again. The handle just comes right off. It wasn't even fixed right. Upstairs toilet keeps getting clogged. I was able to unclog it the first time, but yesterday it did it again and it won't unclog. Warranty won't cover this issue. I will probably need to call a plumber. The screen door keeps coming off its tracking, but we have it working for now.
I'm very frustrated with these problems. This is my first home and did not expect to have these many issues. It seems like they used cheap materials. I'm now worried there will be more problems in the future.

We moved into a DR Horton house about 2 years ago. The house is 4 years old. We are having numerous problems with it. To start with, the garage door large spring snapped when it wasn't even being used, causing a huge noise. That cost us $430 to fix. I also had a bad leak in the sprinkler system pipes which the water company discovered and notified us, because they thought I was using an excessive amount of water and that I probably had a leak somewhere. That cost $200 to repair and I've had to replace many sprinkler heads myself. We have an electrical problem in two upstairs bedrooms - only certain outlets work and a breaker trips sometimes when we have very few items turned on. I'm afraid to get an estimate on that.
The front door handle broke. I fixed it myself for $100. The garbage disposal sounds like it is ready to go any day now. The outside hose spigot does not turn the water on. The handle in the garage to turn the water on is all rusted out - again, I'm afraid to get an estimate on that. I also had to repair a drawer in the kitchen cabinets, because if you pulled it out too far, it would drop and you'd have to catch it. Also, the toilets keep clogging because they're small and cheap. One last thing is, the heat is very uneven in the house; the bedrooms can be very cold and the hallway between them is warm as toast, which is going to need repair. So as you can see, I'm not happy with DR Horton and would be very cautious about buying one of their homes.

I am a Siding and Stone Contractor that was working on a 30 house sub division for DR Horton (Bethany Terrace). My license was temporarily suspended due to unpaid payroll tax so I was released from the project. This money was promised to me when we were released from the project on August 18, 2008 to prevent any liens from the material suppliers, in total $14,335.00 due to my company, Advantage Construction LLC. This money was from 5 projects in total, 2 of which were 1 day away from completion (lot #24 $10,560.00 & lot #9 $2,900.00 - these were pre agreed upon signed and approved by this company before work on the lots began) and the Job Supervisor was in agreement this money was due and should be paid in full.
Several months of attempted contact with the vice president of the project and he kept putting me off saying payment was ready. Now he has ignored me all together for 2 months. I have full documentation of every penny due and now the material contractor is after me for money due, liens have been places and no contact. I have not been able to re-establish my license due to the money due to my company and I owe employees close to $3,000.00. I have lost my home and my vehicle due to these people. Need some type of contact from this scandalous company. Please help!!!!!

I purchased my DR Horton home in Oct. '08. As my neighbors introduced themselves to me, they all told me of the builder recognized defective coupling in my front yard that connects the main water line to the house. The coupling will burst and the builder has recognized it as being faulty, they all said. My home was never lived in since it was built, I am the first occupant, as this were used for the first time they broke, like the coupling mentioned above. I contacted the builder, DR Horton, and was referred to RSP PLUMBING, the original sub contractor that installed the plumbing and this faulty coupling for DR Horton. They gave me the runaround as well, they wanted me to contact the builder. I explained that I have already done that and they referred me to RSP Plumbing.
After three days of this back and forth, and no water to my home, the builder sent out their director of warranty, Dennis **. This.... gentleman.... proceeded to act as if he has never heard of this problem and it could be anything other than the coupling. He is one of the rudest and most condescending persons I have ever dealt with, with comments such as, "Maybe I'm not speaking clearly enough for you," "Am I not speaking a language you understand?" and basically left me with an "I don't care what your problem is." DR Horton will not investigate it, nor will they take responsibility for its attitude and left, with comments such as, "Good luck with that, have a nice day."
After speaking with RSP Plumbing once again, Bernie of RSP stated, "Don't worry about it. We will take care of it," and was sending a plumber right over. I stated to Bernie that nobody would be home and asked if that was a problem, she said, “No, we will take care of it.” My wife was leaving for work as the plumber showed up, as she was backing out of the garage. The plumber approached her and said that it was going to be $110.00 to fix this. She asked the plumber, “What for?” His reply was, "Labor, we gotta get paid too." She reluctantly wrote the check due to the fact that I had already dug the hole and located the in fact faulty coupling, he never even back filled the hole, and it took all of 10 minutes to replace THEIR FAULTY COUPLING.
I contacted Bernie at RSP and asked her why they charged me for something they are liable for (number one), and (number two), why did she say they would take care of it and wound up charging me? She had no real explanation other than I can contact the owner of RSP Plumbing and take it up with him. She gave me a fictitious owner’s name, but through my own investigation I was able to get the correct name and number for the owner, Jack Sadler Jr. I proceeded to leave several phone messages for him over the next two days but never received a single call back. They did cash my check immediately though. So if you do not care about your hard earned money, want to be bullied by DR Horton, and love to be strong armed by their sub contractors, spoke to like you don't matter or you are a piece of garbage, DR Horton is for you.

I purchased a Horton mobile home from a dealer in MS - for my daughter who was homeless post Katrina. I had similar credit problems with their financier as the ones reported above and was then very quickly able to get conventional financing through a reputable bank and that was just the beginning of the nightmare - Horton Hatches Horrors!! They never completed the initial punch list of defects and then summer of '07, the bathroom floor started to give way. Eventually after innumerable phone calls, legal and PR threats and having to travel to MS from CT, we were able to find out that the floor beam in the bathroom was missing. This was after having an open hole where the toilet had been for over a month and living with the nightmare of unwanted guests, i.e., cottonmouths.
The floor was never repaired correctly and I paid to tile it after 3 tries on their part with vinyl. They chipped the tub taking it out, etc. Since there were other spongy spots, I requested that they inspect the entire underneath - they refused. There are major code violations for the electric for a house that they can get away with for a mobile home. There is very little of the structure that is level and it was not originally (as they tried to claim the site). The siding was not stapled on properly and buckles in the summer heat. There are definitely anomalies with the roof. The sinks are not set correctly and don't completely drain. I could go on and on.

When researching lots and homes within DR HORTON/CAMBRIDGE HOMES (Pingree Grove, IL) we reviewed the contract and asked our sales person John about the fencing issue. The contract stated that we could only get a 4' picket fence, but what we wanted was a 4' aluminum fence like two other homes in the neighborhood. Our property backs up to a wooded area and we were assured by John that we just had to get the approval of our neighbors in our cul-de-sac.
Our neighbors, after getting their approval, were told the same thing. This is 9 households that were told this. We took the proper steps to contact the Association Board (made up of three DR HORTON employees, no resident advocate) about amending our contract so we could get a fence installed, and were ignored, until we contacted our atty who drafted a letter telling them the situation of the salesman, our canvassing of the cul-de-sac, etc. They, in turn, ignored her as well. Our phone calls and emails went unanswered for months. We finally emailed the attorney at DR HORTON in Libertyville, IL (the IL Branch) and he said they would meet on a Wednesday and would have our answer by week's end.
We rec'd the denial the next morning. We feel we were lied to, basically victims of bait and switch. Cambridge's sales person, John, has not owned up to his lie/misrepresentation, and has not shown his face to any of us to apologize. DR HORTON needs to own up to their error; it's not costing them any money and truth be told, no one's going to see the fence but us since we back up to a meadow.

I was going to buy a land home package the dealer put $100 down to hold the land and I paid him back the contract was between he and the land owner. Our deal fell through and now I'm getting the run around to get my money back. The contract HE signed said non refundable so I sould get my money back. right

Issues:
1.Charged for an upgrade that my home does not have.Still cannot get this resolved.
2.uneven floors through out my 2nd level.The builder shaved the floors,(I took photos) this was only after calling the contractors board.The floors are Still uneven.It has caused me extreme back pain to sleep in my uneven bed( due to the floors).
3.The flashing on the out side of my home is chipping away.
4.water heater thermocouple went out 2 times,which is a known defective part.(I paid for two service calls in the last year.
4.Was told they were not selling to investors. Well...gues what. One homeowner in the community owns eihgt homes. They are renatals.
5.Our community streets are not being maintained by the builder.The community is filled with trash, debris and oil stains (which is slippery).The community has been sold out for two years and the builder still has unfinshed street work. I have patches of concrete broken in front of my home.
6.Dish disposal was cracked.( had to be replaced.

well mine was simple I thought, but I guess it wasnt. I have two yard gates on my home, The whole neighborhood only has one. dr horton says I ordered two and the bill shows that.But what I thought I ordered was mesh to be installed on the gate. nope they gave me another gate. well after telling like 4 people now, they wont fix it for me and make it right.All I want is it to be taken down and bricked over. but not one person will listen. real sad they couldnt make the customer happy, wouldnt of took much.
nothing happened, my gate is still there.

We bought and built a new home with DR Horton on which we closed in May of 2001. In August of 2008 we discovered mold growing above the cabinets in the kitchen. In order for mold to have grown to that extent, the leak had to have existed for some time (years not weeks). The leak was caused from defective/shoddy roof installation. In one of the valleys, the decking did not have a place to be nailed down, but the roofers put a nail in any way. The hole for the nail and the decking lifting up caused the shingles to split and a small leak to develop. Both the home inspector and the roofing company stated it was due to defective installation.
We are just beginning the clean up process and are looking at costs between $3000 and $10,000. We are lucky because we caught this relatively early and have less than 25 square feet effected. DR Horton does not consider this a warranty issue as it was not a load bearing wall. I wish I had known about sites like this before we purchased our home. We would have paid for additional outside inspections to be performed which may have caught this issue. It does make me wonder how many of the other issues we've had with our home should be laid at the builder's feet.
Living in TX, our summers are hot. Our AC unit does not cool the house. Our first summer we discovered that the unit was the minimum required for our square footage, but not sufficient for a home with 11 foot ceilings. We also have had several issues with the grading of the yard. Buyer be warned.

We bought a home that was 5 years old. 1 1/2 years later we noticed wet stains, damp smell and found that the patio door was rotted, through to the interior of the home. Long story short, we found that the flashing was not done properly. We hired a company to do a moisture test and the readings were off the charts, so they suggested that we should have a forensic engineer cut the exterior of the home around some of the windows to see what was causing the moisture issues. Turns out that the home was built in a reverse manner as to the building code. I went to the city to ask why this was not found in the inspections of the home as it was built and they pulled the inspection record, which showed that DR Horton never got the required inspection. They stated that had they actually had the house inspected, this would not have happened.
We are now 2.5 years into our battle with DR Horton to honor their construction warranty, have spent over 25,000.00 and they still will not do anything. What good is a home warranty if you have to spend 25,000+ to get the company to honor it? Is this America? What if the auto or other industries decide they too do not want to honor warranty? Worse yet, there are tons of homes in our development and city where families have had to or are going through the same process. All of them have to take between 75,000 and 120,000 out of family savings to pay for atty fees, inspection fees and law suits. No one has come out whole and everyone has lost between 75,000.00 and 100,000.00 out of their savings. Note that this is money they have set aside for childrens college etc. This comes out to a loss of over 500,000.00 for my 3 kids when they go to college 14 years from now. Note that we are with in our 10-year home warranty period. Obviously a home warranty is worthless. There should be laws against this kind of thing. If the average homeowner has to use the kids college fund to repair a home that was built wrong, we are sure to fail as a society.

About a month ago I received a call from my current lender informing me that my loan was never backed by FHA and they would like to refinance me into a FHA loan. I went through all the paperwork to do the refinance and I found out that I can't refinance because there is not 40% occupancy here. In addition, I cannot sell because anybody that would like to get a loan will be unable because there is not 40% occupancy here. I've talked with 2 other home owners here and they are in the same situation.
We had a home owners association meeting yesterday with DR Horton and our HOA. Four of the 5 homeowners were present for the meeting. We were told that DR Horton is trying to sell the subdivision but only as a "bundle deal" with other Trimark serious subdivisions. They also informed us that they currently don't have anybody interested in buying the portfolio. They told us home owners that it is easier for them to sell a property that does not have any home owners. We immediately asked if they would buy us all out. We are all willing to sell our homes back to DR Horton and leave.
What I'd like to know is do we have any legal recourse since we were told that we had FHA loans and now we have found out that we don't? Is there a way legally to force DR Horton to buy us out? I've made calls to them but haven't gotten anywhere. I am seeking legal counsel to get some answers. Any help you can provide would be much appreciate.

Granite countertop in Kitchen sink area was installed incorrectly and there is now more than a 12-inch crack that keeps expanding. This defective installation was present at the initial walk-thru. When brought to the attention of the Rep, we were told no expansion will occur.
Less than 2 years after the home was built (we took possession in September 2006 as first owner/occupant), the crack is getting worse and Customer Service denied our request for completion of work that was defective. There are also cracks on the garage floor and squeaks on the master bedroom floor when we walk.
We may need to repair cracked granite out of pocket as well as the squeaks on the bedroom. We may also have to repair the cracks in the garage.

I bought a new townhome from DR Horton in September 2007. There were several things wrong with the home right off the bat. It was made with the cheapest of materials and just thrown together seems like. There were several things to minor to mention even though they weren't up to par, I only want to mention the major stuff on here.
My towel racks were all crooked and I had to have them redone. My showers were cracking in the corners and I found out they had never been caulked.
My a/c unit was installed incorrectly and the air handler had to be redone. Then my thermostat kept going blank and when I complained they said they came out and looked (couldn't have, I wasn't home) and said the outside unit wasn't done the way they do things and I told them if it was wrong then they did it wrong because no one has touched it. The guy at DR Horton finally had to tell me they would pay for it if anything happened because the a/c people weren't going to honor their warranty. I am having some plumbing issues that they need to come check out now.
My walls are cracking in the corners. And now most majorly.... during the rain we got from T.S. Fay, my house is leaking from the foundation as well as many of my neighbors homes too. We had no flooding in our area from the storm yet my living room got soaked! Also some drywall in a closet along an outside wall is wet. Today I found my garage is leaking. And my a/c unit has condensation on it which is not normal. I am hearing that they didn't seal things correctly, if at all.
This was probably the biggest mistake I've ever made, buying a home from DR Horton.
My carpets are wet and stink and probably now have mold and mildew. I am not sure about the drywall in the living room because of the paint. The drywall in a closet is wet and I noticed that because it hasn't been painted yet. I have had to move all my furniture out of the living room and keep towels along the wall because the water keeps coming in and no one can come look until the next business day. This happened Thursday night and I have to wait until Monday just for someone to come look at it. I have had buy a shop vac which didn't even begin to get all the water out. I had to pay a professional to come suck the water out and it keeps coming in.

We purchased our home in July of 2006. Before we moved in, we had an independent home inspector from AmeriSpec inspect our home. He found that there were holes in the roof located over our bay window in the master bedroom. When we did our walk-through, we were assured that these holes were fixed. We had no problems until Tropical Storm Fay hit, and now the ceiling in our bedroom is leaking so bad, there is a hole in it. Since we are no longer under warranty, we've had to contact our home owner's insurance company. So far, they haven't given us any problems, but I am beyond irate with the shoddy work that D.R. Horton has done. We've had problems with them in the past regarding our home loan. It was so bad, the loan officer and his assistant were fired. Do we have any recourse regarding our ceiling/roof?

The masterbedrooms' bathroom is leaking from the ceiling. Can someone Please come by a fix it or take a look at it before it does more damage and mold starts to form, the problem started today.

Buying from D.R. Horton has been the worst experiance of our lives. They had to re-do our floors. Annd now they have to do it again we are still waiting for that. Cracks all over our stucco. They have had to rip some of our windows out. A couple times. But every time they fix something they are to cheap, that they create more problems.
The emotional stress this has put on my family. Time and energy. They never show up when they say they are. We have year old twins an it is hard to deal all this I just dont know what to do.

Also the new tub was full of debris water and stained. We had a small walk threw and told the man of the problems. No insulation just the framing and electical and tubs etc. We went back several times still the hole in the roof crack in the fountation etc. So we backed out, and requested our money back, they did not fix it when we requested it. We went to th sales man he said we would get it back he wrote to give our money back. To no avail we still have not gotten it. We went to a lender no percent of interest was locked in or anything they refuse to give our money back.

I too made the mistake of purchasing a DR Horton home three years ago. From the day we moved in there has been troubles. We had our basement flooded twice, both times by neglect. The first time we found cleaning rags stuffed down the drain in the concrete and every time we used our washer the water would back up into the basement. The second time was because the air conditioning unit was not installed properly. At time of delivery of the house the oven would not open. Some electronic failure. DR Horton would not replace the unit even though it was broke before we moved in, they insisted we have it fixed under warranty. Two weeks later it was fixed. Our microwave and refridgerator also failed.
Three times on the hottest days of the summer our air conditioner stopped working. Our one year walk through inspection still isn't complete three years later. Our development of 79 homes has drug out and is not complete. DR Horton hired a manegement company to run the HOA and the only results we have seen is them collecting our money. The common areas remain uncut, vacant houses are overgrown with grass, various houses are in multiple violations of our by laws and DR Hortons undeveloped land looks like a land fill.
We finally had a transistion to take over the HOA and a representative from DR Horton was not available. (imagine that)The town has finally taken them to court and the town has taken over finishing the infrastructure. This still leave approx. 9 lots unfinished with no promise of closure. We are forced to live in a construction/landfill zone. It is obvious DR Horton doesn't care once they receive their money. "America's Builder" I guess anyone can build in volume but it takes a company with integrity to build a house with high quality and care about their consumers. Something DR Horton has not shown.

The main problem is the air condition system is not cooling/heating to desired temperatures. I have had the air condition company, contracted by DR Horton, visit my home five times. The problem I am having is that in the summer my AC unit cannot cool to my set temperature of 77. Instead, the thermostat is reading above this, sometimes up to 84 degrees. My unit is not cycling on and off and I know this is wrong. AC company states verbally, There is nothing wrong with your unit. However, many service technitions from this company have stated my unit is undersized for the sqare footage of my house. When calling in however, they are told something else, and by the time I talk to my warranty representative there appears to be nothing wrong.
In the winter, I have my thermostat set at 74-75 becasue it is freezing. Many times I have taken my own temperature readings and it registers 62-68 degrees downstairs. My infant son was repeatedly getting sick and again, the AC company stated their was nothing wrong. They installed dampers on the upstairs vents of my unit and I was even told my one technition I should turn the fan from auto to manual to circulate the air. A very poor diagnosis for a problem that is making my family miserable.
Another visit by the AC company created shock when a beer can was pulled from one of my AC ducts, illustrating the care that was put into building my family's greatest investment.
Each time I called my warranty representative he said he would dispatch the AC company until I finally expressed my concern with continuing to take off of work to be told the same thing over and over. Then the representative stopped/wouldn't return my calls and my warranty expired. My warranty has expired as of May, yet my most recent contact with my warranty representative has led me to believe that since I have never signed off that my AC unit was fixed the AC company would be dispatched again under warranty. However, I waited all afternoon for them not to show and now my warranty representative is not taking/returning my calls again.
I am extremely dissapointed concerning my experience with DR Horton.

1. I moved in on July 20, 2007, we had a substantial rainstorm which upon further inspection noticed the rock wall footings we not done correctly. This took almost 7 months to rectify, with city involvement. My backyard was not usable to either my family or my pet, we could not let him out back while the walls were being reconstructed.
2. The kitchen island had a gap from the top to the drawers with nails exposed. When the worker batthroom to fix this we could not use the island; we had to remove everything from the drawers while they reset and attached the top. When he returned to finish up, he didn't have enough materials.
3. Our hall bathroom tub's caulking was substandard. The worker came to recaulk, which rendered that batthroom unusable for a period of two days. When I looked at the work it was clearly not done right and he had to return (again) to do it correctly, this of course was another few days of not being able to use my bathroom. After further inspection by my husband it still wasn't done correctly and he ended up redoing the whole thing over.
4. My first leak in the family room caused another upheavel in my home, I had to remove everything in order that they could (a) fix the leak; (b) and then repaint. My family room was out of commission for a few days. Second leak, same spot in the family room. I got an hour of work on Thursday and an hour of work on Friday and then the worker returned and worked a good 2 1/2 hours on my time on Saturday. Not to mention again, but the room was out of commission again.
5. When we converted over to the heat, we were almost killed by the smell of fumes. We woke up everyday with headaches and a rotten smell. The workers were diligent and concerned and found the problem, but not before they had to unseal the attic trap in order to fix the dislocation of a pipe. We all had symptons of carbon monixide poisoning. I had to visist my physician because I had been having dizzy spells for weeks.
6. Stucco was coming off of the side of the house, this one was easy because we didn't have to be home. This doesn't refute the fact that this shouldn't happen in a new home.
7. We hired a home inspector and he found there were problems with the roof. The worker who came to fix it, came to my husband's work and wanted him to sign off on his work, my husband refused and said not until he inspects his work. When my husband went up on the roof, the worker hadn't done a thing. He returned to complete the job.
8. After restuccoing the area that needed repair we noticed it didn't receive enough coats of paint, so now I've sent in a 2nd request (the first request went unanswered) to have them come back and use another one or two coats of paint.
9. After the painter was finished with painting the family room and kitchen area (after the 2nd leak), I noticed he must have laid something down on my coffee table; when I wiped up the spill it removed the finish on my table. Mind you, we had removed all furniture from this room (minus my sectional, which we covered), but the furniture was moved back into this room by the painter?
10. We were never notified when the painter's would be returning to fix the stucco or repainting, nor was my husband ever told to move his vehicle, now he's got paint spots on the hood and side passenger door of the car. We notified DR Horton of this and have not received any response. I did not address all of the cosmetic fixes we needed. Thank you for your time.
We have spent numerous vacation hours on being home to have all of these problems fiexed. We lost use of certain rooms in our home for weeks. We were sick for weeks not knowing the heating system was the culprit and it actually ended up where I sought medical help for the ill effects. I can't even tell you the stress and frustration we have felt in dealing with all of these issues. At one point I thought I would have a nervous breakdown.

Dr Horton Lemon- I purchased my home in December 2003,and my nightmare started since the day I moved in.I'm a single woman and senior citezen and DR Horton has not treated me fairly. Based on my experience I would NOT recommend this builder to my worst enemy.
After reading all the complaints about this builder everyone is complaining of the same problems that I am: foundation problems,MOLD(black) carpet,whirlpool,cracks inside and outside,and my yard gets flooded. The drainage is horrible.The water from all the yards from other homes around me runs into mine and the house is splitting in two.
I have endured 5 years of continually fighting,they admit the entire problems even the ones on the original punch list,but they have never corrected them. They treat me badly,are impolite and try to intimidate me,if I had to tell what I went through I would need to write at least 5 books about what they put me through.
Now I have 3 medical reports confirming this house is adversely affecting my health and my Doctor wants me to move out. I paid good money for my home and DR Horton cheated me from the beginning. They cheated me at closing by changing my rate.I had a good faith estimate with a 4.018% rate for 30 years,yet when it was time to close the paper said my rate was 9%.I told them that I was not buying the house and they finally permitted me to go to my bank,and borrowed from them at 5.5% for only 3 years. My loan has had to be renewed 2 times now.
I am not giving up until DR Horton does the right thing and buys my house back. They need to buy back these defective huoses. I want everybody to know who they are dealing with when they buy a new house.
They have ruined me financially, emotionally and my health is gone. There is not enogh money to compensate me for what they have done. They need to buy back this HOUSE.

I purchased my home on 12/03,and since i moved in, my nightmare started. I'm senior and single woman. Now i have 3 Medical certificats that my Doctor want me to move out of my house Dr Horton,Cheeted on me from the begin to the end.they cheeted by at closing changing my rate,I hade a goodfaith estimate@4.018% for 30 years, and they promess me the same rate,when was time to close the paper they told me that my rate was 9%, I told them that i was not buyng the house,they finally permitted me to go to my bank, and borrowed from them @5.5% for 3 Years My loan had to be renuwed 2 time already.
I'm not give up until they either fix, or they need to buy back these house.They ruined me Financially, Emotionally, My health is gone, There is not enogh money to compensate me, they need to buy back.
