Just to make long stories short. Be aware of this builder. What the other reviewers reported here is so similar to what we have experienced - shoddy work, low quality, poor services. If even their manager lies all the time, that tells you a lot what kind of business DR Horton is. We are still in disbelief about what happened to us. Only hope our added review/voice to this site helps at least one future family make better decision in their home purchasing and avoid the terrible experience we had with DR Horton. Do not buy from DR Horton.

DR Horton does not stand behind their homes, and provides pathetic customer service. My home was built in 07/2015 and it clearly states architectural shingles will be used, they were not. I provided all of the documentation to DR Horton for resolution and they said they can change features at any time. How can you buy a house with a list of features that convinces you to buy but then changes them without notification!! We have been lied to several times since buying the home and broken promises left and right. We even worked with a guy named Tom ** who told us to go out to dinner, it was on him and send him the receipt for reimbursement. Another lie and a really lame one at that! Save the time and headache and do your research better than I did! Do not buy from DR Horton.

We bought a brand new townhouse from the above in Anne Arundel County, MD. Within 6 months, we found a leak coming from the balcony sliding doors. 2 1/2 years later, we have 3 more leaks since and all through were not under warranty. All 4 were from workmanship issues - the contractor we brought in to look at them pointed out missing flashing (in one instance they ran out and did not bother going out to get more material and finished the job as it was), improper flashing, and missing caulk from the bathroom leak. Just all around shoddy workmanship, my closed door does not close properly. After the house settled, the striker would not line up with the female end. Very frustrating experience for a brand new house just 2 years old. Avoid DR Horton if you can.

If you are considering buying a DR Horton home in Lewisville, Texas. DON'T. Please attend to these reviews and if you should decide to buy, question everything. They will show you a model home but the one they build you may be quite different. Be sure and review the plot document carefully and inspect it for placement on the lot, before you sign off. Be assured you are no more than a number and a $ sign. Should you cancel your contract, you will lose your deposit for sure! So glad I am out from under my contract and I must admit the $2500.00 lesson was an eye-opener. Hope this effort helps at least one naive family avoid the horrible experience we had. Good luck!

Jeff ** wants to blame the homebuyer for the defects and poor quality in his division. The truth is they have overloaded the system and can't follow up on their promises. The cheap appliances they buy break and to get them serviced is almost impossible. I have been without a oven for 5 days with only the promise that they will get it fixed as soon as possible. How about replacing the oven? The yard is so poorly graded that the undeveloped lot is washing into mine.
After two months they did get someone to repair a fiberglass tub that was chipped during construction. They have you sign off on elevations and then build them as they please. Bait and switch, blaming you for misunderstanding. I wouldn't buy a dog house from these people. Almost three months and the punch list still isn't completed.

I initially walked through this home in September, 2015. My wife and I decided to purchase this home, though it wasn't completed. I walked the house in November, a week prior to deploying to Afghanistan. Due to my deployment, and my wife being in California, we were ASSURED that all discrepancies would be corrected. We closed on December 30th, a full month to fix the squawks... Shouldn't be that hard. We finally moved in here February 21, 2016. To keep a long story short, I will stick to the issues involving failure to complete repairs, and the total garbage workmanship in this money-pit of a disappointment.
1. Over 15 spots on walls that were bare (stretching paint/mud to save their company money), 2. garage door trim has random nails bent over (guy running the hammer must have been hungover or still drunk that day), 3. kitchen counter has a chip broken out of it, 4. one tile in the kitchen is completely defective (bubbled up, hollow sound using coin-tap test). I noted this during my walk through. The "builder-rep" said "uh, we would have to replace a bunch of tiles to get to that one." How the ** is that my problem??? It never should have been put down in the first place. Would you have a tire put on your car that had a sidewall bubble? NO!
5. Water pressure in the master bathroom is a trickle (not enough to shower with), 6. front porch light has no globe/cover, 7. garage floor concrete chipping/flaking (8" circle), 8. baseboard trim/molding has random staple holes/bent staples (great for our toddler), 9. doors have scuff marks and damage that wasn't repaired/replaced, 10. landscaping/yard/sidewalk are all flooding and have water damage, 11. water is backing up towards the house/slab, providing a great breeding ground for mosquitoes/bugs, 12. exterior shingles show signs of misalignment/lifting.
Overall, the office folks were pleasant enough, but just inept enough to eagerly sell you a pile of crap. Getting in touch with them to get the right paperwork was frustrating. I feel like I was swindled, even though it was ultimately my decision to purchase this pile of garbage. I have no doubt that the shoddy workmanship will leave this place reduced to rubble before it is even 5 years old. I just hope my insurance will buy me a new, quality home when this one implodes. Do yourself a favor, don't trust ANYONE from DR Horton. They lie to your face, over the phone, and through text.
Their job is to sell houses. They do that and they suckered me. Don't let it happen to you. It's only my first night in this place, and I'm ready to bulldoze this ** place myself. The shadiness of this whole organization leaves me sick to my stomach. At the end of the day, it is me that is the fool. I am already searching for hungry lawyers ready to get things rolling. I can't wait for day 2 here. Thanks DR Horton for making all my dreams bad ones.

After 6 claims of faulty plumbing with DR Horton Homes in Woodbridge (one of which even had duct tape on an elbow) we have found ourselves paying twice not 1000 but over 2k for another home because this lemon has so many plumbing claims on it all due to bad plumbing issues, wrong pipes, poor pipes, improper construction caused massive water damage... Two in same place within 2 months caused carpet to be replaced twice and basement to be painted twice! Do NOT BUY DR HORTON HOMES! We own five homes... Never have had any issues except with a home we bought built by DR HORTON... They should pay my insurance bill and the 6 1000.00 deductibles!

Builder supervisor didn't repair things discussed at walk through, doesn't give checklist on move in & won't fix things. He states it's normal, house is settling (new house). Never had a builder not make repairs on new house. Don't recommend.

My husband and I just purchased our home 1-29-2016. First of all don't purchase here but if you still want to come here bring in your own real estate agent. Our sales agent, Brad ** told us that he is the seller's agent so don't expect any help from him... Next these homes are of the poorest quality you can possibly find. It took us 10 days just to get our mailbox keys!!! Please you are welcome to stop by my home at ** and see this piece of crap!!!

We recently bought a Schuler of California home 3 months ago, which is a subsidiary of DR Horton. The inspectors came in and said the house was near perfect, so we bought it thinking our home built in 2003 would be wonderful. 2 months after move-in, we noticed water slowly running onto our kitchen floor and into the garage. It was coming from underneath the cabinets so we weren't sure where it was coming from.
After ripping out our entire kitchen and walls, the engineer discovered that the window flashing was improperly installed upon construction and a previous homeowner improperly repaired it. So now we're stuck with a faulty home because the builder cut corners. After seeing other reviews, I realized that this is a very common issue with this builder and I'm so sorry that I didn't do more research on how awful they were before buying this home. Now our kitchen is ruined and we have mold all over the place, all after only living in our new home for 2 months.

I wished I had looked at the previous reviews before I decided to buy a DR Horton home. I am not getting the extras and items I paid for in my newly built home and I am constantly met with uphill battles. I was told one thing and then provided another. I Google the items or call the manufacturer to confirm the items and then go back to them to prove them wrong, I should not have to do that. There are 20 items on my current list that needs fixing and some are clogged toilets, lack of heating, no concrete slab, incorrect wiring and so much more. Please do stay away from this company. I am considering hiring a lawyer as some of my issues are major faults.

I have lived in my home since 05-31-2015 and had nothing but problems getting things repaired. I have had to go over the warranty department's head for several things to get repaired, the latest is the stucco on the outside. The supervisor told a neighbor that I should have upgraded the stucco if I had wanted better quality so I would not have cracks in every wall. However I was not told this prior to buying. I put a sign in my yard warning buyers that they build lemons.

Where to start? We are coming to the end of construction on our new home with DR Horton and I must say the workmanship is something out of the stone ages. It has proved to me what I have been thinking for a long time that all the craftsman have retired or died off, there is no pride in workmanship whatsoever. The tile work in our new master bath is some of the worst work I have ever seen and we are just sick.
We purchase our home with a 3 car garage and full width driveway. It was installed with a taper toward the 3rd bay. When I informed them of the mistake I was told it was my fault and was charged extra, of which all they did was add a section on but now it looks like crap because it looks like a patch job instead of the pretty drive my neighbor got. There is asphalt debris piles along my property line in the back that they covered up with pine needles, Really! In the beginning I had asked that they repair some framing issues, in an email and in person, they didn't fix it. I don't really blame the sales people but the QC side of the business is horrible, the quality of the contractors is questionable, you would expect much better out of a 500k home.

I was so excited when I purchased my new home with DR Horton until after my closing. That is when all the lies came out. I was told when I toured the brand new neighborhood that AT&T would be available to for cable and internet services so I changed to them in my old townhome to make it easier during my move. After my closing, I was told through text with my agent that Time Warner Cable IS available. So I call Time Warner and lo and behold they are not in my neighborhood at all. I was told that DirecTV was available but unfortunately, my home was built in the Bermuda triangle of the neighborhood and I am not able to get a satellite signal for service. Internet is not available at all and I have spoke with neighbors that have been there for months (4+) that have neither cable or internet! This is absolutely ridiculous.
I work from home and internet is just as important to me as water and electricity. I am at the point now where I am seeking legal counsel and if that doesn't work I may even have to sell my home and move. I am very upset because this home is beautiful, but I can't even enjoy it due to not being able to be there to work or enjoy television. Make sure you get in writing what services are available and don't sign on the dotted line until you know that these things are in place. Since my agent actually texted to me as a certain thing I thought I was ok, but clearly I was not. Just be careful and don't get in the situation I am in now. A beautiful home, but I can't enjoy it at all.

Our bathroom tile cracked all the way across the shower wall and it is not in the grout. It caused a huge bulging on the wall and eventually it will fall out into the tub. With the visual evidence from the bowing of the tiled walls, with the capability of movement towards the framing with applied pressure, it was clear right away that there was an installation issue. With the visual problems, it was evident that the backing had separated from the framing, due to a poor installation. Once backer board and tile walls were removed, it showed that there was minimal glue used on the cement board and an unsafe amount of screws used to install, not to mention they weren't even cement board screws, but drywall 1.25" screws. Each piece had either 3 or 4 screws down the sides and that was all. No field screws installed or screws at top or bottom of sheet.
The recommended installation for a cement board is to use 1 5-8" cement boards screws every 6" on entire piece where studs or framing lay. While also applying a generous amount of a construction adhesive to all framing behind piece. This are recommended as the overall weight of the one piece of cement board, 5'x3', with tile adhered using a fortified thinset would weigh approximately 100 - 150 lbs depending on tile used. The installation of this bathroom backer board was not only poorly performed, but it was a severe safety hazard to the individuals using this shower unit. It took minimal force to pull off these sheets, which were already falling off the walls, because the glue was not even adhered to the framing anymore, it had pulled away from the lack of fasteners used and weight pulling from gravity.
No water damaged was evident behind these walls proving that water had no effect on the damages that were taking place here. We contacted DR Horton and guess what they said we bought the house AS IS and we are out of Warranty. I will file claim with Lisa ** even if nothing is done at least any consumer will know what kind of builder DR Horton is. This is the DR Horton in Northern Illinois.

If there is a zero star, DR Horton will deserve that. English is my second language and this is my first time ever write a review something/someone but I have to. I want to put it out there just so whoever as a first time home buyer be aware. DON'T EVER BUY A BUILD HOME with them. They advertise one things, they change the elevation within the same years 3 times, I end up bought a house that not look like the elevation. The sales manager wasn't aware of anything so why is she a sales manager. They made me initial, signed everything and the document station is 24 pages. PLEASE READ CAREFULLY line per line. Better yet make sure they draft a closing document for you what will be out the pocket at the times you close. You end up have pay all the fees that the contract didn't mention, just the estimate and the amount end up more than $2000.
The house was build wrong as well. We live close by so we have to come check very often to remind them to fix the wrong things. They said and I quoted: "it happened all the times because we build so many houses." Explain to me how do build wrong elevations, put the wrong sink, get the wrong brick stones, and the coach lines??? This is a home we want to raise our kid, not a piece of candies or equipment that we can get rid in 1 month, 1 day. As a home builder, they made so much money but they don't consider how someone wants to own a home they want feel. Many times, many ways are excuses come alone with them. The last 7 months are the worst times of my life have to deal with them. Please don't ever consider build a home with them. You will get better options with a inventory home that they are build incorrect or stuffs that they just random pick because it's cheaper.

This time last year my husband and grandchildren were very excited to close on our NEW home. Mr. ** and I looked forward to raising our five grands in this home. Now we are watching our dreams turn to this... 11 months here I have submitted two warranty in the past months. I have read the homeowner's booklet several times to give my family a peace of mind.
We have watched the wall go from a small elevation to a larger one. The shower seat has cracked (my husband who is an amputee was excited for the seat in the shower), outside foundation has large chips/cracks on the corners, the master bedroom door doesn't stay closed/locked the wall behind it has begun to crack. Although we have an alarm system the garage Door doesn't lock. My husband has spoken with THE WARRANTY REP on several occasions he said he will send someone out. That was two months ago. DR HORTON extended best wishes to my family upon moving into our NEW home we were happy now that happiness is turning to WORRY. This is a plea to DR HORTON to come out and fix our home.

I am trying to buy a house from your company and both agents lied to me and told me I have to go through your preferred lender. When I insisted to go with my own lender, they told me now they can do the deal. This is illegal and when I mentioned that, she came in and told me they will do the deal and as soon as she goes back to her office she will send me the new contract using my own lender. I waited and after 3 phone calls, today 24 hrs later, I called in again and she said no she cannot do the deal again. This is not fair for the customer and it is illegal to use steering.

The DR Horton mortgage and sales agents that were a part of my team were exceptional. Their expertise and knowledge in each of their parts in the process made everything move smoothly. The builder was very efficient, thorough and was truly interested in making sure that I was completely satisfied with everything. Every process and documentation that was needed to make this happen was explained to me in detail. I was able to call and get answers to my questions in a timely matter. My children and I are enjoying our new home. There were very minor issues found on the home inspection which were resolved immediately. Although, I have only been in my new home for 2 wks, I don't foresee any big issues to deal with that would be a result of the construction of this home. I would highly recommend DR Horton.

It has been months and my windows need repair, door weather stripping falling off. The one year homeowners warranty is in its 8th month and I have had no response from DR Horton for months. My last phone conversation with their warranty representative consisted in the representative backing out of warranty issues saying that there are clauses in my contract that does not hold DR Horton Responsible for most things. He also tried to blame me for misuse and abuse of things such as rug bumps, sprinkler adjustments, cabinet drawers sticking and having to be replaced three times and they still are bad.
All their warranty guy does is lecture me disrespectfully and make threats that he will not honor the contract one year new home warranty. I've written their corporate offices in Ft. Worth Texas three times and they don't even have the courtesy to acknowledge. I had a previous DR Horton home and it was built well but this one is poor quality in everything including workmanship. Most of my current neighborhood had complaints about their DR Horton Homes and to this day very little has been corrected. They were once a quality home builder but lately they are way under par. If you want a new quality home then see a private builder, you will get everything you pay for without being abused.

It took me months to get approve for the stack of garbage I moved in (Turtle Creek) Round Rock. My house is so poorly made and I can hear my neighbors talking. It's worse than living in an apartment. Once I moved in, I watched 2 men build a row of houses and that scared me how fast they put them up! I am a first time home buyer and hate this was my experience with a crappy builder.

I purchased my home October 29th of this year. My complaint isn't about the agents but about the quality of my home and the work that was done. I was excited to have bought a new home, now I live in dread of what each day will bring. Driveway with no drainage, water just sits in the driveway even though I was told that it would be level. I've been in my house 2 mos. and already see nail pops in the wall. Bad caulk and paint jobs. I can see the framing in the ceiling of all areas of my house. Security system wiring wasn't installed correctly even though the person said it was tested. I would not recommend DR Horton to anyone. Run from this place. Total Nightmare.

We purchased our house in Cambridge Falls Neighborhood in Fresno, TX. This was a new build in 2013. We diligently went every weekend to monitor the progress. My husband worked for a new home builder in Naples, FL that built million dollar plus homes as a Superintendent. He has the background in home construction. What we saw during this process was appalling. No concern for the homeowner. We found many, many construction issues that should of never happened if there was a supervisor on premise.
We found a lot of shortcuts because of no supervision. If we did not go over once a week we would of never found the problems as they would of covered it up. Landscaping is scrappy also. My backyard is always a marsh pit in the areas near the fence. I was told that the swail that is two steps from my small patio is standard. Well, it takes forever for it to drain. I have had to have them come back within the first year to fix things that should of never happened. We noticed in October in the hallway on the ceiling the plaster coming off. This is a sign of water damage that we feel has taken the year to two to finally show up.
I submitted a warranty claim in October and three days ago (12/14/15). I get a call from the Sugar Land office wanting to know why I have not responded to voice messages that were left. I told the person calling that I never received the calls and she was going to call the person who I will be dealing with and get back with me in an hour. Today is 12/17/15 and I have not heard a word. My husband and I will never ever buy a home from DR Horton because of the poor craftsmanship and the lack of attention to detail because the faster you get the home done the faster they get money in their pockets.

We bought a home from DR Horton in League City, Texas and this past weekend we noticed that we have a leak in our kitchen ceiling that has a big water spot with the paint peeling, my husband looked in the attic and saw where the leak is coming from. Since we have a warranty we called DR Horton and spoke to a lady that was very rude and not helpful.
She proceeded to tell us that we would have to call a third party roofing company and have them come out and look at the roof and if it is an installation problem that we could call them back and they would then send someone from their company out to look at the issue and possibly fix it. When I explained that I have a leak in my ceiling and not only in the roof, she was basically like "Well, not my problem." I then asked "Well who is going to fix the water damage in my ceiling?" and her response was "Well once they say it's an installation problem then we would be able to send someone but until then we are not able to send anyone out."
My thing is why do I have to call a roofing company for them to tell me that it's a DR Horton problem, why don't they send their own people out that they hire to do their roofs and fix it. They are horrible at their customer service and backing their product. They don't want to help in any way or keep their customers happy. I do suggest that if you are even thinking of building a home with DR Horton that you reconsider and walk the other way because if not, you will be fighting with them to get everything fixed and done right. This is not the first issue that we have had with them regarding things in our house and every time they want to act as though it is not their problem.

We purchased a new home in May 2015. I have had to take what amounts to weeks off work to deal with issues with the house because DR Horton nor any of its vendors does repairs on weekends. I actually had to worked a week from home and took PTO for a week because I had so many issues to fix and still I've taken several more days off at different times to have other issues fixed. I just took off early Friday and will need to be here again for another leak and repairs. Examples since moving into the house in May are listed below. It's not that DR Horton and its vendors won't fix anything, it's the stress of dealing with the issue and having to take time off work to be here to have those things fix. I'm terrified I will have major plumbing, electrical or structural issues on down the road due to the poor workmanship.
Damaged tile in master bathroom-6 had to be replaced. Electrical switches flipped off for now reason. Don't know what's going on with that. Damaged garage door. They put a sticker over it to fix it. :-( Garage Door opener quit working. They had to replace a circuit board I believe. Windows leaking before moving in and now new leaks just this past Dec 2015. All 3 windows had to have the ledges and trim replaced in game room. One of those windows has leaked again this past week and water has ran down in the walls and the ledge and trim will have to be fixed again. Leak in bedroom windows. Broken jamb in bedroom window. Roof leak in the vents causing it to leak into the living room and wetting the insulation and the dry wall. Bad caulk and paint jobs. Missing molding around all the cabinets. Bulging wall where a pipe was not put in correctly. Damage by the builders to my internet connection, not once but twice.
AT&T said they were to bill DR Horton because it was the 3rd time they had to come out. Water heater something about the hook up wasn't right. My son caught it and it was fixed before moving in. Wire for rain setting on sprinklers weren't hooked correctly. I could probably list more. I had a 3 page list and I just keep adding to it. I bought a new home so I would not have to worry. Little did I know I bought a huge mistake. Broken concrete in the driveway near garage door. They replaced the whole peace. Dead trees. Broken address block. Paint having to be redone for both the front door and the garage. 3 car driveway has a crack all the way across. Because it is not wide enough, DR Horton will not fix it. My daughter also bought a home here and hers is leaking in the corner of a front room.
My son owns a DR Horton home in another subdivision and his has leaks all of the time. The house is 3649 sq ft, the rooms are large but they only have one on and off switch for the electrical in the large rooms, not one on each end. I had about 3 pages of repairs and I took some off due to the inconvenience of having to be here for them to work on things. I will never ever buy another DR Horton home. I was excited to have bought a new home, now I live in dread of what each day will bring and whether I have to take off work yet again for another vendor to come out. Or if it will be something too expensive for me to fix once the warranty runs out.

You deserve what you get if you have read these reviews and not heed their warnings. I wish I had known about this site before I signed the paperwork. Though I am not out of a significant amount of money at this moment, dealing with the warranty people for the division in Rockwall TX, I may be very soon. Biggest problem from top to bottom in ranking: 1. Roofing. It rolls even after the summer heat. It won't lay flat like they said it would after the summer. Warranty is up there now. Speaks no English, has no clue what or how to fix the problem. Had to speak to manager by phone. REALLY??? 2. Cracks in concrete, Over 8 L O N G CRACKS. Told they need to be the width of 2 quarters before they would fix.
3. The re-stained cabinet doors in kitchen. Now I have 2 really nice properly stained cabinet doors and the rest suck. Everyone who came in to look at them agree they don't match, but Steve from Warranty (executive mind you) says no, they won't fix the problem. REALLY??? 4. All the mulch they put in the garden was not treated mulch, subsequently I have grub worms by the gazillion. Not their problem. REALLY? 5. Leak in kitchen sink above and below. Hell, I paid a plumber because it takes warranty 3 to 4 days just to acknowledge your request. Until D.R.Horton changes their procedures, and overall construction practices you would do well to stir clear of this builder until you can afford a better one, or just continue to rent. SERIOUSLY!!!

Paint peeling off the exterior of the house the week after closing. DR Horton will NOT take responsibility. Water damage in the garage. DR Horton has not sent a roofer out but already sent the drywall crew to fix the damage. Paint on the shutters and front door is bubbling up drastically. DR Horton has not addressed this. The floors upstairs squeak ridiculously. DR Horton has not responded to my several requests.
I understand "things happen", what matters is how DR Horton has reacted. Their "good enough" attitude is driving me crazy. I wish I had never purchased from them. If you are thinking of using them, think again. They will smile and flat out lie right to your face, right up until the time your check clears. After that, be prepared to be ignored as if you do not exist in their world. I hope the company goes out of business, dries up, and blows away with the wind.

I just moved into a DR Horton home in Cape Coral, Florida. I am very disappointed. The overall quality of the home is terrible. It appears that only the cheapest materials will do for this builder. Everything is of the most inferior quality. Bottom shelf appliances. No sound insulation. The back lanai is unscreened. The lawn is very poorly done. The ground wasn't compacted properly and is uneven. It goes on and on. This has been the worst home experience of my life. I wish I had done more research prior to this purchase.

IF YOU ARE EVER IN THE MARKET TO BUY A HOME I SUGGEST YOU "NEVER BUY A DR HORTON HOME". If you don't believe me I have water damage to my house due to poorly constructed flashing on the patio roof (see pics). This is costing me $6200 and all they have paid is $500 for gutters and requested me to sign release documents.
When my contractor broke stucco to determine extent of damage they only offered an additional $500. The damage includes headers, joints, rotted wood, rotted studs. All due to improper flashing install. Nobody from DR Horton ever visited my home to perform their own inspection. In contrast a friend with a KB Home with the "exact" problem and KB Homes immediately performed full repairs. I've had 3 other homeowners in the community tell me they have the same "exact" problem and advised me they know several more homeowners enduring the same issue. Possibly over 10 or more in my community alone.
There is a reason they are the self-proclaimed "America's #1 Builder" - They build cheap and quick. Mass production with poor quality and no craftsmanship. They move from one plot of land to the next as quickly as possible and hope the defects are discovered too late by the homeowner. They are "America's #1 WORSE BUILDER" and should be investigated.

Purchasing a new home should be a fun experience. However, it has been very stressful. Currently my wife and I have a home being built in Cibolo, Tx. I have made a trip to the home on a weekly basis as it is being built and have found numerous issues. Items ranging from framing that is not square therefore walls are finished with a crooked approach. Gaps in case molding which often is an attempt to correct them with a lot of caulk. Products damaged during installation such as trim again fixed with caulk. Vinyl window frames cracked and repaired with an acrylic sealer as opposed to replacing them. Currently the wrong window was installed in the master bathroom as we have what appears to be a small shower window as opposed to a large picture window as shown in the model. (Pictured below) The window will be the deal breaker.
At this point I am putting a lot of faith in the builder hoping to remedy these issues before the home is complete. If these are not corrected I will not purchase but have decided to share my experiences with the readers. I will provide an update very soon as the home is expected to be completed this month. I am on the fence about this whole process. At this point we probably would have been better off just purchasing a home that was already completed but who knows? Maybe I will have a good product once completed. To be continued...

My living room is flooded with water because of the terrible job the builders did installing the double window in the living room. The entire window is about to fall outside allowing water to pour inside my home on my newly purchased floors. I called Tyler who apparently is our neighborhood person who fixes issues with the house and he's done nothing but lied about everything! In addition, he hung up on me twice without even allowing me to explain what the problem was. I have a list longer than this email that needs to be fixed in this piece of cardboard box your company describes as a home.

I signed with DR Horton in the middle of a contract change, so all the prices I was quoted the first time I went into the design center, completely changed by the time I went in to finalize my selections. And I was given no apology, just told that I signed at the worst time. My only expectation was to be sold exactly what I was quoted, and even after one kind salesperson tried to defend me, I was still not given what I had originally been told. My selections were limited because I was purchasing a townhouse, so I could only choose up to a Level 4 carpet, and with my profession being Interior Design, I knew that the product offerings were very poor quality. They did try and make this better. But then I was told with the new contract change hardware would be included for free, and then next thing I know, I am getting charged for it.
This happened with multiple items. I was able to find a couple good employees to help me through this very frustrating process. Then after getting a cheaper quote for my mortgage, DHI said they would match my quote and pay all of my closing costs. When I was at closing, there was a line that said Builders Incentive of $3000, which I was told was the portion the builder was covering of my closing costs. Come to find out, it was money that was just added into my mortgage, they just worded it that way so it showed like I wasn't paying any closing costs. Super shady way to do it, and I was very unhappy.
By the time I had realized I had already signed, and was told by the manager at my local DHI that he would look into it and call me back, and never heard from him, I was super disappointed across the board with my experience. Every time there was an issue it was presented like I was just a difficult client, and I constantly had to say my only expectation was what I was told from the beginning. Nothing more and nothing less. Wish my experience was better.

I submitted paperwork for constructing a fence at my new house on Sept 22nd, 2015. It is now November 3rd, 2015 and I am STILL waiting... Approvals should not take more than a week to be reviewed and communicated to the homeowner... I am sick and tired of sending emails and making phone calls only to get the run around each and every time I try to find out where I stand in this approval process. I have other projects that I will need to have approved in the coming weeks and I do NOT want to have to go through months of waiting on everything that needs to be approved. DR Horton and Benchmark need to get their acts together and worry more about satisfying their customers in a more timely manner, because I am one VERY UNSATISFIED customer now... I wish I had read the reviews on DR Horton before I purchased my new house. I would surely have bought elsewhere.

After speaking to the sales person that was pushing to sell the home, I told her I would be back Saturday to let my husband see it because of being interested in buying it. She called me Friday Evening and scheduled an appointment to see the house. We went to see the house again and talk about buying it, and they sold it. They only care about the money!!!

When I bought the home, DR HORTON said they commit to make me enjoy my home years to come. However, I noticed concrete cracking and sinking, but it was minor in the first two years. It is getting worse over time. When I requested for repair, DR Horton said the warranty is expired. I told them that everyone believe this is builder fault because they didn't compact the soil correctly. This didn't happen in one day, but gradually. Builder is still not responsible for what they did wrong. Bad builder with poor quality. Stay away from this builder if you want to enjoy your home.

Do your research before you buy a home. I did after the fact and realized what a huge mistake I made buying a home from DR Horton. Their homes are very poor quality. They use the cheapest materials and yet the price of the homes would make you think they use decent quality materials. I've been in my home three months and have already submitted four warranty requests. And when they send someone out to fix things, guess who they send?? The same people that built the house! Obviously the people building the house didn't do a good job or things wouldn't need to be fixed, right?!? Each time all they do is rig it to "fix" it. My interior garage door wouldn't stay closed. They took the little plate off that catches the latch and moved it outside of the cutout in the wood so it would catch. You can imagine what that looks like.
It fixed it temporarily but they should have taken the molding off and did more work because the door is too small for the frame. The air conditioner quit working. I submitted a request, received confirmation it went through but I never received an email so I sent another request the next day and received an email. Of course due to it being a Friday I never heard from them. Monday morning I emailed the saleslady and hours later the superintendent calls stating he just found out. This is four days later. And of course they can't get anyone out until the next day. And it's not an emergency so there is no time frame for them to respond. Should an air conditioner break after three months on a brand new house??? There is no insulation in interior walls. Why? When you use the microwave in the kitchen and you're in my bedroom, it sounds like you're standing in the kitchen because it's so loud.
If someone uses the guest bathroom, you can hear everything in the living room. How much does insulation really cost?? The carpet is the cheapest you can possibly buy. The price tag however does not coincide with the cheap materials used. My advice on buying homes, remember salespeople are real friendly because they are trying to sell you something. That is their job. They are not looking out for your best interests. They are trying to pay their bills and fill their savings accounts. If you make the mistake of buying from DR Horton, during your walk-thru be very nit picky. Mark every little thing and take notes of what you marked. When you go through your final walk thru, make sure you have your notes. If something wasn't fixed, do NOT sign their paperwork because the superintendent said he will take care of it.
Make sure it is fixed to your liking BEFORE you sign anything or it will not get taken care of. No matter how friendly they seem, they are not your friends and they are not looking out for you. Once everything is signed, they are no longer nice. That is when reality sets in and you realize you bought a piece of junk house and now you are stuck with it. Surf the Internet, you will see. I have not found one positive thing said about DR Horton, not one! I hope these reviews prevent at least one person from making the mistake I did.

The construction inspector for Horton is not been helpful with the situation to get up inside. They not doing the fixing to this home. We been 2 week trying to get this home fix. My husband and I were so excited to be buying a new home at such a great price. Before move-in, the agents and builders were very helpful. They communicated well. Some requests such as upgrading appliances were denied, which I didn't understand because we offered to pay the difference! Well, after we moved in, everything changed. Things started breaking. My dishwasher started to leak, my air conditioner/heat pump wasn't circulating air properly to the upstairs bedrooms, one of our toilet seats was rusted and came off, and the fence they put up in our yard has huge gaps at the bottom and they filled it with sand and dirt!!
Trying to contact the listing agent and the builder has been a nightmare. I complained about the A/C shortly after we moved it and still no appointment! Word to the wise, if you are buying a DR Horton home, bring or hire your own inspector. Otherwise, avoid these homes if you are a first time home buyer. Once you buy one of their homes you are on your own!

I purchased a new DR Horton Home in 2013 for move in, January 2014. What a mistake. So many problems before move in. Having lived in the home now for 17 months, I am still getting flooding on my patio during rain storms. My sprinkler controller does not work properly. I have a crack the full length of my driveway. DR Horton warranty service representatives will not return phone calls or answer emails. One service supervisor gave me suggestions on how to fix my flooding problem myself. The worst lack of communication experienced with any company, of any industry, with which I have dealt. Lots of promises when you can get to talk to someone, but little if any follow up.

I purchased my home 2/15. I've had several issues with my a.c. The air handler is growing black mold on it. I have had the company D.R. Horton is contracted with out to my home 4 times in 3 months. The last time I put in a warranty request they told my husband they were not coming back out until it was cool (probably November) because the a.c. needs to be off all day. I have taken pictures.
My son has severe asthma/allergies. They don't care. I've had to clean the mold myself and monitor the problem. I've put in other warranty request for stucco falling off the house and standing water issues.They send emails that they will call. No one has called. I've placed status calls to the Orlando office and left messages, no one calls me back. Any given day you can drive down our street and see the a.c. company at other houses. I wish I never bought the house. These things may sound minor but not when you pay the money for a new home. Even if someone would call, it would make all the difference in the world but they don't. They ignore you. After you buy the home you are no body to them. I swear I thought the home came with a 1 year warranty, I guess I was mistaken. Shame!!!

We went to the new community with the intention of buying a new home. First question from Angel ** "When are you looking to purchase?" I said I am flexible with time, he then told us, "This will not work for you". Second question he asks, "Do you own a house?" I said yes. He then told us that "Then you can't buy because you have to sell your house first." I ask why, he said I cannot afford the house. So I asked him, "What makes you think I cannot buy? Because I am a minority?" He had nothing to say. Don't judge people especially in your field. The one house I own is paid out for and I have all cash to buy this new house. He was being racial with some other remarks. This is bad business for DR Horton and should train their employees properly. I tried contacting the main office with no response.

My mother was sold the model home at St. John's Forest in Monroe, NC. The home was sold "as is" with the option to convert the garage for $5,000. She wanted it "as is," however we later found out that HOA requires that all homes have a garage. Why would a builder sell you something that they know doesn't meet the HOA requirement? Then when we found out, they offered to convert the home at their expense.
Home was appraised and included land that WAS NOT part of the SALE just to meet the purchasing price. NO ONE AT THIS COMPANY IS CUSTOMER SERVICE DRIVEN. They don't return phone calls and/or emails. Very bad customer service! These are just FEW of the many issues we have had with this company. My mother is 100% disability, a Veteran and a Senior Citizen. You would think they get some respect!

So we are buying a DR Horton home and when we went to the show homes we seen the Durango model with a finished basement with the Bar. That sold us based on the fact it had two bedrooms and wet bar. Then when it came time to go pick out our house stuff at the showroom they told us they don't put in the wet bars or offer it any longer. Well you can imagine we were pissed off and the sales lady said she would get us the Bar because that's what she offered us, then she came back and told us we would have to pay a extra $8,500.00 if we wanted it finished.
So we decided we were going to pass on the bar since it was discontinued, however when I was looking at their website of a brand new development they are building and sure enough they are offering the finished basement with a wet bar. That right there is false advertising. They do it to get people into the house then came back after you have already put your money down and are excited about your new house and tell you "sorry we don't offer it anymore." Just dealing with DR Horton has been a disaster and has made me sick and has caused me and my wife so much stress that I am really thinking of losing my $1300.00 because that's better than getting ripped off for the $430k house we are getting.

First off I would like to say I've been in the home building industry for almost 20 years in 9 different states and understand track home builders which DR Horton is. I moved to Texas 3 years ago, bought a home in the Melissa Texas area to start my family. Since then I've repaired numerous drywall issues, wall ceiling and floor cracking plus poor landscaping. The sprinkler system I paid good money for was crap right off the bat. Dug up sprinkler heads right next to driveway some morons idea and found underground 40% of the PVC fittings were not glued - seriously just straight lazy. Also there was 60% dirt the rest bricks, rocks and building debris which made our flowers and plants grow awesome. For the money I could and will build a house I'm proud of and not ashamed of. DR Horton is a ** company and volume doesn't make for quality. Shop your contractors.

Let me just say something about DR Horton. We recently were shopping for a new home. We fell in love with the Embry Model show home in New Park - A Jim Wilson & Associates, LLC Development, in Montgomery AL. We put a contract in on the house and the sales agent recommended we use DHI Mortgage (a very close DR Horton affiliate). The process began on July 21, and on August 20, 6 days before closing. The loan processor Denise ** called to tell us that we were not fully able to use our VA benefit. As you can imagine our shock at this point (btw - we were in the middle of the walk-through of the house with the builder at this time). Long story short Ms. ** FAILED, FAILED to read the full VA COE (cert. Of eligibility) and we were then required to come up with an additional $15,000 down!!!
Are we angry? Yes. We went back and forth with DHI Mortgage Inc. and DR Horton and neither company would budge to correct this error on their employee's behalf. A company as large as this should have recognized the error, reduced the sale price of this home to cover the error of the employee. We STRONGLY recommend NOT using DHI Mortgage for ANY of your needs and reconsider buying from DR Horton in the future. The following is an email I sent as a reply when they wanted us to pull from our 401k to get the $15000!! Yes we have a 401k. However we refuse to incur any further hardship or expenses due to the incompetence of your employee. Denise ** had the COE that clearly stated how it was to be used in her hand the day we went to sign the loan docs. We sat there and told her the COE was still on our current home.
She sat there and reassured us that the COE she had stated we had full eligibility. We have emptied all of our savings to pay off credit card debt to reduce our debt to income ratio to meet your criteria. We actually wrote a letter of intent and a letter to tell you our son was our son!! In addition to all of this we have packed our home, moved out and moved our child to a brand new school where he knows NO ONE and now you have the audacity to ask us to incur additional costs by pulling our retirement funds and additional emotional stress, because your employee failed to read the full document in the beginning. We feel it is Dr Horton's responsibility to reduce the cost of this house to the needed amount and suffer the loss. We understand how this will affect your bottom line and we really are sorry. However you must realize how this has affected our lives.
In reality the bottom line is we lose if we walk away and you win when you resell the house. We feel we have done everything and more to satisfy the request of this loan. Denise has wasted your time and ours and both our money. We feel as though Denise has dangled this in front of us and then at the last minute jerks it away. This is extremely poor business practice, poor customer service. Let's all face reality. With the size of company Dr Horton is, it will not suffer by adjusting cost of this home.

We live in a nicely located part of Windermere with only 16 lots in our subdivision. Lots run from 1/2 acre to 1 acre. Our home as well as two others were built by a great company, Silliman Homes. Their quality well above the norm. There are 3 lots owned by individuals and the remaining were bought by Emerald Homes. Because of buying the remaining lots from the developer they became the developer of record and hence took over the HOA. That is when the trouble started. They built 5 homes and installed the landscaping. The lot next to our's has been cut three times where the clippings and bark were left on our driveway.
They do not mow their empty lots on a weekly basis to keep the insects and snakes out. I have ask for a bylaw change, 3 times, to require the lots be mowed on a weekly/biweekly basis and they have not had the decency to even give me an answer. I pushed the subject today with their Agent and later was told they turned down my request. That is without a meeting or professional curiosity to call me themselves. All I can say is look at the reviews on the internet and Buyers Beware.

They sold me a house with kitchen counter top broken, they came to fixed and I wanted change because it is a new house. They promised to changed calling me everyday to make an appointment and they don't show up. When they finally did, they took my counter top and brought me an smaller one, I refused. They brought me another one the next day, but color was different. I have being without water to wash my daughter's bottles since Thursday. Today is Monday and they have not call me yet to let me know what is going on. When I called July ** the Warranty Department Manager, she yelled at me "Stop, stop, stop talking" and hung up the phone on me. This is unbelievable.

Where do I begin? We bought a new home in 2009 built by DR Horton in Rockwall, TX. Since we have been in our home we have had a series of unfortunate events. The texture on the walls peeled off within the first year. It just separated from the wall and fell. We also noticed the toilets installed in our home looked old and refurbished. We had to replaced toilet seats in two of our bathrooms due to poor quality within one year of living in our home. And our master bath tub appeared to be refurbished too and of substandard quality. The surface is cracked and extremely worn within the first year. Recently, we have had to replace the capacitor in one of our AC units. It happened without any warning.
Additionally, because our roof was not laid well, when our local area got heavy rain our home leaked in three areas. We called a contractor to check our roof out and he also noticed a problem with our chimney. There was a big hole in it. Apparently DR Horton's contractor did not lay the mortar properly. Which explained how rodents likely entered into our attic. It was horrific! We have experienced electrical shortages with some of our light fixtures. Now we must call an electrician to fix the problem.
The latest issue is the unexplained overflow of our AC drain pan which caused leaking over our bay window in our kitchen area. The texture on the wall bubbled and peeled away from the wall. How is that even possible?? We are so perplexed by all of our issues with our fairly new home. We are the original owners. We are relocating soon and we will definitely do a better job of making sure we do not buy another DR Horton home. The only one that should be totally satisfied with this deal is the builder. Too bad we will not be returned customers.

We been living in Rodeo Palms for 3 months and every time the wind blow too hard the hot water heater goes out so that means we have to keep calling the office for maintenance to come out to fix it and it's very aggravating because when you trying to wash dishes, bath or shower we have to wait for them to come fix it. Why though? This is a brand new house. I hope they fix this problem before the year warranty is up. Don't make sense. We pay our mortgage on time so I expect better. Fix the problem.

DR HORTON lied to me on a daily basis and made me a bunch of but empty promises. They changed my closing date 5 times and the last 2 times it was changed was because of their loan company DHI MORTGAGE in which they messed up the loan twice, that resulted in me losing my low interest rate which made my monthly payment go way above what it would've been. The house was in horrible shape after final walk through so I walked away from that house and it was still in horrible condition a month after I walked away and they are trying to sell it that way... Paint lines are not straight, trim on the ceiling is not straight, some of the trim is bowed out, 2nd rate granite, hardwood floors are not flush all the way to the trim in some places. Was told I was going to have a perfectly flat backyard and the yard has a hill and a very low spot that would retain water... BUYER BEWARE!!!

I am a Florida Realtor in Venice. Working with a couple ready to buy a new home in the Venice area. Looked to buy the Bedford Model, under construction, at Caribbean Village in Venice, Florida. Bedford model has a second story loft. Now get this - the only thermostat is on the second level - the loft. Think about it! How many times do you change the thermostat during the day?? Four, five, six?? Even two or three. How are your knees doing these days?? We are in a senior citizen area and could not believe only one thermostat and on the second level!! Doesn't heat rise?? Won't it make it a big difference in A/C bills if the thermostat is on the second level?? We asked the sales rep and were told that even under construction, the concern could not be addressed and no changes could be made. Well, goodbye to this home and goodbye to DR Horton. I only hope it is not goodbye to me, the Realtor.

Where do I begin. How about BUYER BEWARE!!! A resident in the neighborhood went a step further, they put up a sign on their fence that was on a major thoroughfare that said "D.R.Horton BUILDS LEMONS!!!, with a big lemon on it. Broken sprinkler system, rolling roof, hole in wall big enough to crawl thru (2 months later it's repaired as of yesterday, and the subcontractor cleaned up after himself as well), cracks in foundation (crack has to be 2 quarters thick before repairs can begin, told by supervisor of warranty dept), poor quality fence (Many better grades available, they use the cheapest), AC took 6 calls and over 4 months to fix leak. No nail guard installed to protect copper line, subsequently it leaked for 4 months and did not stay cool. Kitchen cabinet doors do not match even after respraying. The 3 they did came back better than the original. Staining process is very poor. Cheapest Appliances they can contract for.
The problem is their system. Slap up as many houses possible, the squeaking wheels will get greased. In other words, if you don't complain fast enough, their shoddy work stands, it's now up to the warranty dept to handle. Supervisors are given too many houses to actually supervise all the work that is going on. When they aren't looking the laborers take short cuts. Not floating tile, not connecting AC unit properly, not sinking water sprinkler lines. You cannot aerate your lawn because the lines sit right on top of the ground and the grass is laid on top of the lines. Go figure.
The sad thing about this review is, there is NO EMBELLISHMENTS, this is how they do it!!! AMAZING!!! Why doesn't the city inspector catch some of this stuff? Hmmmm...now that's a good question I would like an answer to! I sold homes in a distant past. I realize things get skipped over time to time, that's just going to happen, but seeing Reliant Energy repair vans on our street is so frequent you think they live here! There is a problem here, and it's systemic. As I said in the beginning of this, BUYER BEWARE if you're buying a D.R.HORTON house.

Our house is 3 years old and we purchased it 2 years ago. Since we bought it we now have 9 different cracks in the drywall, the 3 rooms that have ceramic tile all have cracks, the doors are off and two of them will not even shut. There are cracks in the foundation walls and obviously a structural problem with settling based on all the other issues. There are several other homes in our neighborhood also built by them that have the same issues and they refuse to correct the problems. The 10 year warranty they give has so many loopholes it is almost impossible to meet the requirements for them to fix anything.
I would suggest that no one buy a home built by DR Horton. They will not stand behind their work. They build them just good enough that the problems do not occur until after the first year which is supposedly when they will correct issues and after the year is up it is referred to the warranty company and as stated earlier the warranty has so many loopholes it is almost impossible to meet the guidelines to get them to correct problems.

I bought a home from them in Feb. 2015. I bought and built this home with them. I was first told the lot next to me could not be built on so that sold me on that lot instead of corner lot. This was a lie and now the lot next to me is for sale. I sat down during building to add things. These items which were cat5 were never added but paid for. Did not find out until house done and AT&T showed up to connect things. Builder refuses to pay me back money I paid. I did walk through and wrote list. Been dealing with builder for 5 months now and have been yelled at, threatened with not going to do my work if not done in a week, promised things not done, workers not showing and lies about things will get done or they cannot do.
Microwave installed wrong since day one and still not fixed as they do not want to fix. Workers peeing in yard, throwing junk in my yard and also using my water and not turning off. This is horrible what DR Horton allows to happen to buyers. I tried to talk to head and no one will tell me who it is. They hide everything and then do not reply or answer emails or calls but blame you when work not done. Never buy their homes as they lie so much and things are built horrible. My house is not even framed correct as walls are crooked and windows are crooked. Had to order blinds and top is different then sides due to uneven walls.

I don't own a DR Horton home. My house is located behind a new development of DR Horton. The horrible construction of the retaining wall which has flooded our septic systems so many times I cannot count. No attempt by DR Horton to fix and replace my flooded yard. We were forced to dig trenches to keep the seepage from continually flooding our septic every time it rains. I have damages over $10k inside and out of my house from sewage backup. We have lost 120x30 feet of our property due to drainage ditch. No calls returned, no attempt to fix or repair damaged property. Court litigation is going to cost us more than damages and loss of value of property. We have gone months without being able to use our septic system completely. I have read thousands of complaints and class action lawsuits against DR Horton. When will they be stopped? Contacting the Attorney General today!

On 03/26/2010 I purchased a new home through DR Horton Home Builders that has a Bryant A/C unit that was installed by Airtron. I have incurred repair cost in excess of $900 thus far on this unit, with the most recent repair being done on 07/24/2015. On 07/18/2015, the unit stopped working again. I contacted Airtron and they stated that they couldn't get anyone out until 07/20/2015. Once the technician arrived which was well past the allotted time slot (after 7:00 P.M.), I was told that the warranty was out on the unit and to repair it, it would cost me $980. In the technician's report he states, "the system is not cooling because indoor blower motor is not responding. This a variable speed motor with built-in ECM. This unit may have a 10 year warranty on parts if it was declared on installation but the standard warranty is only 5 yrs."
This 10 year warranty on parts was something that Bryant had an agreement with DR Horton Homes to do for its customers who purchased homes with these units. Therefore, DR Horton should have a list of those homes where these Bryant products were installed and make contact with that homeowner at closing or by mail once the home has been sold to ensure that they are aware of the potential warranty available to them. I received nothing and am now stuck with a faulty unit that no doubt has some major issues. I have been in my home 5 years, 2 months and 26 days and I am now being told I have no warranty on this unit. I was blessed to make contact with Bryant for the repair to this unit that would have cost me $980 to get an indoor blower motor and motor module in order to get my unit up and running again.
This is not something that a consumer should be facing 5 years into a purchase. The thing that bothers me even more, is that everyone I have spoken to is passing the buck to the next person. I am seeking the aid of the Better Business Bureau, the Federal Trade Commission and the Texas Attorney General Office in regards to this matter, for surely no consumer should have to deal with issues like this on faulty manufacturer parts. Although Carrier/Bryant helped out on the repair cost for my unit THIS TIME, it is still a travesty to everyone that owns one of their units and faces similar situations. In order to rectify this problem, I am seeking the reinstatement of the remainder of the 10 year warranty that I was denied the privilege of obtaining when I purchased my home.

We moved into this home a year ago. We have had problems with the air conditioning which took them several months to fix by simply adding a return that would regulate the temperatures. I found out later when discussing this with neighbors, many of them had to have the same thing done. You would think when DR Horton identified there was a problem, they would proactively fix it in other homes especially if it's been reported by others rather than take 5 visits within a 4-month period. I reported that our windows are collecting condensation between the windowpanes weeks ago. They sent someone out to check. They confirmed the seals were broken and I still haven't heard from them.
I am so disappointed in myself for purchasing a DR Horton Home. I have noticed they have brought in unlicensed people to neighborhood to do work in homes being built. It's sad that families with children show up for hours at a time to remove trash, bricks, etc. I am concerned that these people have access to homes or our community.

I recently purchased a Horton built home. It was originally built in 2002, so it is approximately 13 years old upon purchase. Three months after purchasing we recently developed a significant water leak between the street meter and the house supply riser. The reason I am writing is because of the original pipe that was installed. The plumber excavated and discovered, surprisingly, a cost cutting measure at original install. From the street meter for 3 to 4 feet from the house was high quality, and proper PEX supply line. From there it was coupled to 1.5 inch polyethylene or polybutylene "blue pipe" to the copper supply riser to the house. This WAS original install as it went under the original concrete driveway. Fortunately, after $900, the plumber was able to use the original bad piping as a sleeve to install high grade PEX (which should have been installed originally) from meter to house.
We are going to contact the HOA to warn other homeowners in our development. Proclaiming the company as "America's Builder", while installing a low grade supply line, is a slap in the face. What is most frustrating and nefarious is the correct line was installed at the meter for 3 to 4 feet, which is inspected by the city/county. I can only speculate that the "bad" pipe was covered already and this known trick used to pass inspection while the installer got to pocket a little extra buyers' cash. I am an engineer. If I designed or installed such material in my profession I would lose my job, period. I expect nothing from the company but these poor installations are a discredit to buyers and the company's reputation. Thank you for your time. I hope others will find this experience useful.

We have lived in our house for almost six years. We first noticed that our electrical in our living room was fickle and would go out and we'd have to go out to the garage and reset the breaker. Then, when making upgrades to our light fixtures, we noticed the hall bathroom's wiring was not in a junction box and was just all mangled and shoved in the wall. After the runaround with the Foreman, the fire department, and even the code inspector we gave up, realizing we should have gone with a better homebuilder and not a company who hires shoddy laborers and doesn't care if their customers burn up in flames or not. Today we found out that instead of sealing our dryer vent, the workers just shoved the full tube of this hazardous stuff into the wall! I am pissed and will be taking action one way or another. The best thing I can do right now is tell folks to avoid D.R. Horton.

Monument West Hills. I wish I could give zero stars. We have been in our home for 9 months now and many problems that we found in the first two months of moving in still have not been fixed. The homes have beautiful floor plans but are not built well. Some things are relatively minor but other major things like our buckled roof still have not been dealt with. Our contact who is supposed to schedule workers to come fix things is very hard to get in touch with. Frustrated at not getting an answer when we call, we have driven out to the construction area, called him on his cell phone, and actually watched him look at his phone and deny the call even though he was just walking to his office. Once you are in the home, DR Horton could care less about customer service.
In addition, we recently found out that DR Horton incorrectly marked our lot that we agreed to purchase. We have a premium sized lot that we paid A LOT for. Our next door neighbor recently pulled the county assessor's parcel maps for her hardscape planning and we were astonished to find out that we have 10 feet less on one side than what we were sold. When we confronted the sales office about this, they were unapologetic and said "that happens sometimes."

Buyer BEWARE!!!!!! I am having a home built by DR Horton in Huntsville and it has been one nightmare after another. First of all, the people at DR Horton will lie to you all along the way to try and cover their mistakes. I've contacted their corporate office but they fail to respond. The salesperson has blown so much smoke up my a** and refuses to have the building superintendent call me when I have found some serious problems with the building process. I'm due to do my walk thru this coming Monday and walked in the house tonight to see how it looks only to find plumbers in the house with large holes cut in the walls. The reason, they can't get water to the kitchen or upstairs shower. Go figure!!!!
They wait until two weeks to close and begin tearing the house apart to try and find what is wrong. I sent a message to the girl who works for DR Horton telling her to have the superintendent call me immediately but as usual, she fails to respond and won't give me his number. I ask one of the plumbers what is going on and why they have waited so long to fix the problem when we are doing a walk thru Monday. His response, "well, you've got to have water." It's all I could do to tell him where he could put the water. I asked him for the superintendent's number knowing he has it but once again I'm lied to and he said he didn't have his number.
This has gone on thru the building process. If you plan to buy thru DR Horton, good luck getting the truth when you ask a question. I'm getting ready to dump this house in their lap unless they discount the house quite a bit knowing there have been so many problems. I will no doubt contact the local media to ensure they warn buyers about their building practices.
My step father built custom homes when he was alive and working and I never saw anything like this. So I suggest you use caution if you intend to build or buy an existing home with DR Horton. I have checked this house every single day during the building process, and the girl who does the sales has made excuses every time I found a problem and there have been many. I'm sure they will try to delete this post so I will have a copy for the local newspaper if they do and for the local news investigative reporter. Oh, and I forgot to mention they nickel and dime you for everything. I looked in the kitchen sink after it was installed and they asked if I paid for one lol. They charge extra for each and every thing you get in the house.

I proudly purchased what I believe to be a beautiful home built by DR Horton. Perhaps it was the eagerness and excitement that allowed me to overlook some very significant building flaws. Since purchasing the home I found the locks on the door knobs were installed backwards (I can live with that). The water heater needed to be repaired 3 times in 2.5 years. The AC capacitor completely drained out at almost 4 years of the closing date and required replacement. The back window does not close properly and parts from the microwave fell off after a year. Just to name a few... tsk tsk.

Me and my wife bought a home in last December 2014. We were very please with our home and the community. We started to see imperfections and wrote down a list for the builder and as of two months later, only a few items out twelve has gotten resolved. Now we have a air conditioning problem with both our units. Airtron techs came out and had to reschedule because of a part to order. Well, it has been a month and we are still waiting on the part. Also to mention now my upstairs unit started leaking into the house ruining the Sheetrock and it also stopped cooling.
I called the warranty people again and only get push around further with time. Airtron scheduled a appointment for five days later and is not concerned in 100 degree weather and three kids bedroom which is all upstairs to understand we need a faster response to the fix. Well, five days later after taking another day off of work, Airtron shows up for 10 minutes and said they need to order a part. I have called the Horton builder and he answers and calls back when he wants to. So I am feeling backed into corner not knowing how to comfort my family in our new home unless I take more time out of my working schedule to complain more and more until I get a resolution. This picture shows the condition my kids deal with at 7:00 am but of course they sleep downstairs on pallets where it's cooler.

I cut a hole recently because I wanted to install an exhaust fan in the garage. From the door to the center of the garage there appears to be something like 1/8" plywood but just past the center they apparently used Styrofoam only. That's right - the only thing holding up the stucco is chicken wire and Styrofoam. Anyone want to start a class action because as the paint starts to deteriorate the walls are getting hotter and hotter. Maybe they should have used thicker Styrofoam and of course wood. Yeah that would have been nice.

After we moved into our house we noticed when it rained a huge ditch was forming in our back yard and the soil was draining out of the yard through the ditch. The builder told us to put sod down as soon as we could because of the way it was graded. Even with sod the river/ditch would flip the sod in half or turn it sideways so we couldn't even put sod there because it wouldn't stay. The ditch is up to a foot deep in some places. The warranty division looked at it and said they were not responsible because they don't grade the back. That is an obvious lie because the soil they put down all washed away. They also had plastic under the soil and you can see the plastic in several places. It was so bad. I had to remove as much as I could.
I had an excavating company look at it and he said the property was not drained correctly and because the way the properties behind us and to the side of us all drain through our yard a 12" to 14" drain should have been put in. Would be the only and correct way to do it. He said Emerald obviously didn't consider the way the water would drain and the ditch starts off our property and flows directly into it. Everyone that sees it says they can't believe it. We can't put up a fence or sprinklers until it's resolved and with two dogs that makes it very inconvenient for us. To fix the drainage is 6,000.00 and that would wreck the 3,000.00 in sod we put down so minimum would be 9,000.00 to fix it. One of our neighbors said they had drainage issues too and they refused to fix it.
Also our back porch has cracking but it's not the normal little cracks here and there. It's in the center and they go outward in a "spider web" type pattern. There is obviously something wrong under the slab. They refused to fix that as well. This is the 3rd house we built and by far the worst company is Emerald which is supposedly Dr Horton's "top of the line" homes. We are currently looking for an attorney to take them to court. There is no way they can justify the drainage problem. It wasn't done correctly and they tried to take the cheap way out. We have multiple pictures and if someone looked at it you can tell instantly how bad it is.

NEVER buy a home with DR Horton. I wish I read all these complaints 2 years ago. The craftsmanship is awful and I am not sure if they could be any cheaper. The cabinets come loose, the doorbell does not even work. Not to mention how overpriced the house is just because of the zip code its in.

Attention to all, if you are planning to buy a home from this company, please consider - think about it twice. We bought a new home in Elgin, IL. The home we build was almost the same as the model they built our home without walkthrough. The construction manager, he has no clue about his job. I think this guy is more like landscaping, he has no idea how to handle projects. There was a 150 items that we find before the closing and they supposed to fix those issues right away. Unbelievable, it's already 1 year and they can't fix nothing.
I contacted the headquarters and they asking some other guys that supposed to be the quality control supervisor, same issue - these guys have no clue or they don't want to fix anything. I have to keep calling this people to fix all the issues and no response. Issues: water leak, the quality of the paint horrible, we find no ground on the entire home electricity. By the way, how the city inspector sign off on this? Good questions that shows how power is this company to subordinate the law. We decide to hire a inspector. Wow, you will not imagine how many more bad thing the inspector found: bad roof shingles, bad siding nails, 6 windows leaking water (they need to be replaced), water heater is leaking, my driveway is already cracked.

DR Horton's salesperson Zan ** sold me a house that was to be built on a premium lot. I was told by Zan that this was considered to be a premium lot because the home would back up to a park with tennis courts, dog park and other types of sporting items. The extra cost for this premium lot was $5000 which was eventually negotiated in and that DRH would pay the $5000 at closing. After the sale of the home DR Horton decided it would make more money by putting homes in this area instead of a park. Because of DR Horton's actions my lot is no longer considered premium and therefore the value of my house has dropped $5000. I have tried to work DRH with no success. My only other option is court. I have a map from the DRH website that shows the original plan for the community. I also have mortgage documents stating DR Horton paid the $5000.

I purchased a home with my fiance in June of 2014. We bought the model home in our development. 4 Months after moving in we had a toilet malfunction that flooded the majority of our upstairs and down to our main level causing around 6000 in damage. DR Horton not only refused to come over to help us the day it happened they basically told us "too bad" even though we have a 1 year warranty. They said it was not their problem and that we shouldn't have clogged our toilet and it would have happened. We had to move quickly to dry it out and didn't have time to argue with them so we went to our insurance and had a professional plumber who had no knowledge of the situation to tell us what caused the flooding. He told us that the toilet was defective and that the flushing system was broken and therefore cause the toilet to overflow.
We already made a claim with our insurance that we couldn't undo but I was sure to contact DR Horton and let them know what was going on so that they could reimburse my insurance. Still to this day no one has answered any calls or emails and it's been 8 months. While repairing the water damage we had to remove much drywall. When we did a lot of the walls were filled with trash, food scraps, to go lunch boxes, soda/juice cans, styrofoam and other packing materials, napkins, and on and on. I contacted DR Horton about that also, all I got was "I'm sorry you were unsatisfied."
Also, after moving in we had a non working air conditioner. They told us parts had been recalled but they were on backorder. We waited two months in the dead of summer for our air to work. Come end of summer we were told that there was nothing wrong with our unit and that it was just too small for our home. With our AC running constantly we have to be in an 80+ degree home. How is that even ok? Now that the temperatures in our area have been over 90 for two consecutive weeks we have had to stay at family members’ homes and find someone to watch or dogs because it's so hot in our home (today the temp in our home is 96).
We try to run the AC every so often but it's cool for a few hours then it basically quits because it can't keep up with the outside temp. Why does DH have to lie and perceive themselves as a wonderful company when really they have no care for their customers and the people that spend their hard earned money, only to be left spending more and more money fixing their brand new home! I heard a lot of bad reviews about DH but I decided to buy a home from them because I didn't think they could be "that bad" but I was sorely mistaken and I'm so unhappy with my home and wish that DH would take some responsibility.

I closed on a new home in the Monterey neighborhood of the Vineyards on Lake Wylie less than 3 weeks ago. On Tuesday I ran the washing machine for the first time and half of my first floor was flooded. DR Horton Builders - America's largest home builder - or their subcontractors capped the port connected to the sanitary drainage system and, in violation of NC Plumbing Code, left open a drain port not connected to the sanitary drainage system. The only port they left open discharged directly into the wall behind the washer. Although the plumber admitted their mistake and stated they would take responsibility, DR Horton is blaming incorrect install of the washing machine and refusing to cover the damages.

I own a Dr Horton home. The home was built poorly. The roof is leaking within a very short time. The floor is uneven. The driveway is falling apart. I will not recommend Dr Horton homes to anyone. Dr Horton construction quality is unsatisfactory.

Sinkholes, excessive slopes, inadequate drainage, contaminated water, and home structures failing after 5-8 years. All of these are issues that homeowners have been burdened with as the county continues to allow them to build in Union City, GA. Oakley township buyers were promised swimming pools and ALTA tennis courts. What they received was one pool that traffics over 1,000 homes and tennis courts that fail to meet ALTA regulations. The streets are cracking due to the lack of a soil test ever being performed in the land and as water drains down the street, it washes the sand that they under the pavement, creating cracks in the street.
No efforts were put in place to decrease traffic on residential streets and speeding keeps children from being able to play outside. Community areas lack any lighting at night and one rest directly next to a home. No drainage systems were put in place where excessive slopes are near homes and DR Horton submitted paperwork saying that there were no excessive slopes or inadequate drainage. Tall pine trees reside around homes while the ground continues to erode. This a majority minority neighborhood receiving federal funding, but neighbors go unheard and unnoticed with their efforts. Even the county seems to be in a bind.

I purchased a home in The Farm at Morgan Lakes in Pooler, GA. The DR Horton community that I moved into 7 years ago was supposed to be a gated community with 24/7 security. The gate to the entry has never been operable to secure the community from unwanted guest. The gate that was installed does not prevent unauthorized cars from entering the community. The community has been operated by DR Horton and PAI - Advantage Association Management for the past 6 years prior to a HOA being installed within the community. We have contacted DR Horton to no avail over the previous years to have a new gate installed, and after 7 years of spending thousands of dollars on a dysfunctional gate, it stands wide open on a daily basis.
A new gate should have been installed by DR Horton prior to turning the community over to the HOA with a depleted account, but they refused. We pay $1,450 per year for HOA dues in a community with no security. The 24/7 security cameras that were installed at the gate, clubhouse, and pool all stopped working within 2 years of the community being built. DR Horton does not stand behind the communities they build! The value of our homes have decreased due to the false security allowing cars, homes to be burglarized, and continuous soliciting.

Hello. I would never, never, ever again purchase a house from DR HORTON. I have developed 2 very large sinkholes in my front yard due to drainage issues that caused erosion. I know they are common but there are issues with about 12 of the 15 houses on my street and there are more throughout the neighborhood. I've tried contacting DR HORTON for weeks, looking for suggestions, but they have not gotten back with me. This issue has been on the news so I'm sure they are very aware of the problem. The holes in my yard are about 7 feet deep and about that much wide, and every time it rains it gets bigger. I'm also beginning to notice cracks in my driveway so I'm sure the issue goes way beyond my driveway. Never in a million year would I buy another home from them.

I purchased a brand new DR Horton home in January, 2011 and have had to fix the AC/heating system every year since its purchase. Only one issue has been covered under the warranty, and it was for a part which cost approximately $80.00, and the labor was over $200. Currently, the AC is inoperable again, and I have had 3 different manufacturer suggested techs to come out and evaluate, only to give me 3 different diagnosis. I have tried to contact DR Horton at their Birmingham, AL office for a while, in an attempt to find our who they used to install the units so that I can consult with them and they have yet to return any of my calls.

If I could give negative stars, I would. They're not even worth 1 star but that's what I have to give. Never... EVER spend your time or hard-earned money with this company. We spent 6 months and countless hours of personal time off from work trying to get into our first home. Until we actually walked through the framed home, we thought all was on track. However, when we did walk through, we found they did not build the correct floor plan we asked for and had a contract on.
Our salesman screwed us over by not listing the correct options we chose. Why didn't we catch it you ask? Because as property vigils, we didn't know what, to look for in the contract. We were depending on him to lead us through the buying process. Well, he led us, alright... right to a house we didn't ask for PLUS, a fight with the big wigs to try and rectify the issue.
Unfortunately, the contract was cancelled... because in the contract, it states you can't sue them... can't collect any attorney's fees you incurred during mediation and they can cancel on you... frustrating! The salesman told us a lot of things to get us to sign the contract. We signed it and then, later on, conveniently forgot those things and called them in. Long, long story short... PLEASE, do not sign ANYTHING with this builder. They will schmooze you over with their, supposed, incentives, beautifully staged homes for a great price and then BAM! You're screwed.
I wish I'd listened to my son and several realtor friends who worked for or had problems with this company, when they said, "Do not use this builder. They use cheap labor and built a horrible house and their customer service is the worst". But, I didn't... as I'm sure y'all won't either. I didn't, even after all of that and reviews I read. I thought, maybe I'll be the one that will have a pleasant experience. Nope, now I'm one of the reviews trying to warn the masses. DO NOT USE DR HORTON TO BUILD YOUR DREAM HOME! You will be sorry....

I was lied to, plain and simple by the D.R. Horton sales rep. I was told that the field behind my house would never get developed because it was considered a "flood plain". Less than a year after being in my home, the pink stakes came out and sure enough, D.R. Horton was developing that same field. I bought my house because it was at the end of the cul-de-sac and nobody was behind me or on one side of me. All I wanted was a little privacy! So much for that! I won't even go into the fact that my driveway had to be replaced a week after I moved in because my bathtub wouldn't drain, and all the toilets were backing up.
Needless to say, someone working on the home punctured one of the pipes leading to the sewer causing it to back up. I had windows I could never close properly and would never lock. They brag up how energy efficient their homes are, but yet I had about a 1/2 inch gap under my front door where wind would blow in! I had to put a door sweep on the cheap door. Easy fix, but I shouldn't have had to do that considering how much I paid for it! I didn't even get a peep hole in the door!
Everything in the home from light fixtures, to paint, to carpet, to appliances, is the cheapest out there! I only lived in my home about a year and a half because I hated it so much. I won't even go on about the HOA and neighbors. My home is now going through a short sale and probably will end up being a foreclosure. Nobody wants a D.R. Horton home apparently. And the realtor who bragged up the home and what a great deal it was is nowhere to be found! DO NOT BUY A DR HORTON HOME. You will regret it at some point. If the sales rep would have been honest from day one about the field behind me, I never would have purchased the home and since ruined my credit!!!

I'm beyond irritated at this point with this entire process. I'm extremely disappointed with the company and this entire experience. I have had to rearrange my entire surgery schedule to try to be home when different people come to fix things in my condo. Starting with spice rack cabinets that were attached upside down. Since I moved in, I have had rings of mold in my toilets, I cancelled clinic today to come meet the plumber at my place. His answer to it... was that he has never seen anything like it before, and he has no idea what's wrong with the toilets. The bushes outside of my front door that were already replaced once are once again being eaten by rabbits. I don't understand how it's not common sense that if they had to be replaced once for that reason, replanting the same type of bushes will lead to the same thing. I have contacted the HOA and was dismissed with an answer that it will be discussed with the landscaping company.
My water bills have been extremely high because supposedly the sprinkler system was hooked up to my meter. I'm waiting for an undetermined amount to be refunded to me from 3 different bills, of which I have only disclosed 1. When it rains, there is a dripping noise in my fireplace. My mother had to take off to meet with the roofing company. She was told there is nothing leaking. So this Friday, I'm taking the afternoon off to meet with the fireplace company, which I am sure will tell me the same thing. However, I have a recording of the dripping sound. Not the sound of the water hitting the top of the pipe in the roof.
I am not a stay at home mom and can't be home to accommodate all the different people that have to come during the day to fix their mistakes. For some, once again, undetermined reason, my ceiling in the staircase was built too low compared to the model which made it impossible to get the box spring upstairs. Throughout this entire building process, I have been treated like I am ignorant and inexperienced with how things work. Maybe it's because I'm a young female, but it is very disappointing.

SHOCKED at how poorly these homes are constructed. The majority of the materials the builder used in my home are seriously "low grade." From dangerous gas leaks (they refuse to fix) to dead shrubs, dead trees (all trees), grass that won't grow - a lot of it's dead… No wonder they don't want to back the product as they're well aware it isn't any good to begin with. This is a prime example of NOT getting what you pay for. Do yourself a favor chose a different builder. Looking for a good real estate attorney.

I am writing to you today to bring awareness of the terrible customer service I (and many others in my neighborhood) have received from Dr Horton "America's Builder" warranty department. My wife and I purchased our home back in November of 2013 and since then, the service we have received from your warranty repair department has quite honestly been (for lack of better word) pathetic. To start the bad experience of DR Horton, we had a 30 minute walk through with the builder before we had to rush off to the closing table. Shortly after we moved in we had experienced some minor issues which were to be expected for a new home but what was not expected was the untimely manner and unprofessional service that was done to resolve the issues.
Now I never said much about the issue to DR Horton because ultimately the problem was solved and I was already pretty annoyed with all of the attempts it took for me to get someone out to my brand new home. The issue I had was with a very windy draft coming from my fireplace in the middle of winter which required me to run my heat more than needed. After many attempts to have the warranty repair guy out (**) he finally arrived with a bottle of spray foam sealant that he loosely sprayed between the foundation and the hardy plank. Although it fixed the issue, this was not the way it should have been handled. It was clear that the contractor had missed installing whatever materials it takes to prevent the draft but instead of having them return, ** sprayed foam...which ultimately dripped down the foundation and I later had to scrape off my house.
A few months went by with ultimately no issues until I found that my wrought iron stair railings were able to lifted out of place...this caused some concern considering I had a 2 year old child. I called warranty and after a few days of waiting ** showed up again. He inspected the railings and said he would resolve the issue at our 11 month warranty repair time. I said okay and applied a temporary solution for the time being. A couple of more months go by and our grass started to peel away from the "infamous" swell that my yard received from the grading company (much more on this later). I called multiple times once again and finally had some warranty manager come out with the landscaper to address the issue.
After a few days of her speaking with the landscaper and builder, I received a call stating they would replace a small patch of grass which should resolve the issue. So they replaced the small patch of sod and left it at that (the Sod did take this time and looks pretty decent to this day). So a couple of more months go by which puts at the middle of spring 2014. This time our tree that is required in our neighborhood in which DR Horton planted has not came back to life since being planted during the end of fall 2013. After some more calls and emails to warranty I FINALLY had someone come out and assess the tree...so they scraped some bark off and because the bark "looked" a certain way they determined the tree was fine and there was nothing they were going to do. I waited a week or so and brought my concern to warranty once again, this time they agreed to replace the tree but not before sending me a letter informing me to "not let my neighbors know, because what they were doing was a favor and that they don't normally do this" (my neighbor received that same letter).
So after all of these issues we brought our biggest concern to date to warranty. Multiple emails and numerous calls to warranty and unreturned voicemails... Our yard literally causes a creek during a typical rain storm for our area. The builder and warranty claim that it is a purposeful "swell" and it is supposed to create a 40 foot long by 4 foot wide creed through the middle of my back yard. This "swell" is a continuation from the house to the left of ours which starts to collect the water and then created a puddle/creek that flows from left to right the entire length of my backyard emptying into my neighbor's yard to my right (her yard looks like a pool at this point). I have had warranty managers out and ** out taking all kinds of pictures ensuring me that he would work on the issue DR Horton has caused.
This was our first home and we really had high expectations from a company like yours...only to be let down numerous times by people who were less than pleasant and impossible to work with. It seems as if they would much rather put up roadblocks for issues than actually sitting down with the homeowner and working out some resolution. Lastly, and the biggest pain aside from the creek in my yard, the 11 month warranty repair took 4 months due to ** not following through with his job. Had many issues that needed repair and in most cases had to schedule 2 appointments for each repair when it should have taken 1 all together. I wont bore you with the details but I ultimately bypassed ** as he was failing in every aspect of his job to resolve my issue and went to Warranty directly. After a few weeks, I was back on schedule again to get the repairs done...which honestly have never 100% been resolved...I just gave up.
Now, I have worked in the customer industry for 10 years and this type of customer experience has been less than pleasant. I am simply asking (and have been for the past year) for 1 drain installed in my yard so that I can have a normal looking yard with grass that grows healthy on its own. Not a creek that runs through my yard every time it rains because DR Horton thought a "swell" would be the solution. We are not alone with our concerns and dissatisfaction of the warranty department. There are many people on my street alone that have had their fair share of run-around with them.
Now I know you can't always please everyone but you can at least make an effort...the only effort being given was on my part trying to get someone to assist me with the problems DR Horton has caused me. The last thing I wanted to bring up was the amount of trash my neighbors and myself have found when planting flowers in our yard...anything from bandannas, to wood, broken brick, chunks of broken concrete, gravel from when they were building, and food container boxes...I am trying to plant a flower and before I can, I have to remove a brick and a KFC cup from the hole...that shouldn't happen...Again, all I am asking for is a single drain to be installed in my backyard.

Last summer, we signed a contract for our home in Davenport (Providence), Florida. At the time we were told the building of our home would begin in September. September came and went and we were then told it would begin in October and finished in January 2015, This much I can was true. We closed on January 29th, 2015. Because we lived in NH, we were not able to do a walkthrough during the week. Apparently, the weekends were not an option (we found out later it was). Our realtor was great. She attended the walkthrough but no one had shown her what she would be looking for within the home.
At the design we were told to choose two colors plus the trim which we did. Upon moving into the home, we discovered that the home could not be done in two tone. However, no one told us this or asked us which of the two colors we would prefer. It was arbitrarily painted some other color. It's ugly!!! Over the past month or so we are finding many issues with the house. The corner walls in two rooms has the metal beam separating. The pots out front down's touch the ground. The sink is peeling. Walls are cracking. The roof has a big space and behind the stove there is a gap. Some of the baseboard is also separating.
I was told that since we signed the paperwork stating everything was ok, it was our responsibility and it all should have been noted in the walkthrough. The problems we have encountered would not have been seen in a walkthrough. I've explained this to DR Horton with minimal response. We are still waiting for repairs and the house to be painted the correct color. As for the color, the salesperson said, they don't make mistakes painting the homes. Well guess what, THEY DID!!! Had I known then what I know now, I NEVER would have purchased a home from DR Horton nor would I recommend them to friends.
Updated on 07/27/2015: To date the AC in our master suite is still not fixed. They won't do anything about it. So we have to suffer with 80 degree temperature in our bedroom, bathroom and closet. We call the AC company and Horton told them the AC is working fine. Ya right!!! We wanted the AC company to speak with Horton about checking out the model which is the exact replica of ours to see what is different in the duct work They won't. Probably because they have something to hide.

We are about 30 days from (closing, so we think) buying a Home with DR Horton but seriously thinking about walking away, The home is at the Gable's in Murphy Texas. So far we have not even moved in and it's been one of the worse nightmares we have endured. The salesman there abandoned the Subdivision and sold the model home without telling anything to anyone. We found out weeks after but not in an official letter or email by him. The builder there do not give a flying ** about anything much less the customers. We had try to escalate to anyone that could help but DRH has no customer line for pre-owners and if the way their salesman treat people is an indication of how they care for customers, we are fried.
This people build with the cheapest materials, horrible workmanship and to make matters worse it is improperly and poorly installed according to MFG best practices, The contractor's run a mock and are dirty and disgusting defecating and urinating inside of homes, ours being one...lucky us. Along that, we had brought to their attention several concerns about structural issues, poor workmanship and negligent practices, but they almost never acknowledge our emails, and the time they do (1 out of 10 or more) they are very dismissive and only write one liners without any information, or explanation.
We supposed to have had 2 walk thru meetings and so far we had none. I had taken and show them a bunch of pictures showing them issues to get corrected, nothing cosmetic,(that can get fixed) but important stuff like squeezed AC ducts and with holes, water damage, weak load carrying studs, incorrectly installed thermo-ply allowing water in, not stapled correctly allowing gaps big enough to get your hand in and feel the insulation being wet, holes and backward thermo-ply pieces installed and presence of BLACK MOLD...Yes and all of what we had requested to have checked, repaired and explain for our peace of mind HAS GONE IGNORED.
These people take advantage of Naive first home buyers which don't know better, and give them a crappy finish product, we have talk to several couples with the same story like ours, a few of them have been looking at their property not even close to be finish and that has been past their closing date and without any idea when their home will be finish. The lack and absence of communication is like nothing I ever experienced. We had never felt so ignored, dismissed and abandoned to the point of feeling disrespected and in disrepair. Those homes are not cheap, they are 300K + but it had felt like buying a used car in the ghetto. Because of the poor workmanship and none existent customer service we feel that we are heading for a even worse nightmare.
Every time we go to see our home is depressing and wish we could get those 6 months back of our life, but because the market is so short in homes and we cannot start from scratch again, they put us between the rock and the hard place. But if we walk away we are wishing to qualify with this other builder which so far has been a complete opposite experience in every sense, quality, attention to detail, great customer service and follow up. Expensive ...yes, but you get what you paid for...

I purchased a townhome from DHI Horton. It has been the biggest mistake of my life. They have people working for their company who lie and take every shortcut possible. From the realtor, mortgage processor, and builder no one communicates or seems to have the answers. Since I have moved in, we have found numerous things wrong.
For example, my dishwasher flooded the kitchen floor, the smoke detector keeps going off, blinds are not cut right and have screws in them, the cable was never wired correctly ("because they have a deal with the cable company they don't do that"). After speaking with the cable company they said there is no such deal. But all of this stuff "isn't under warranty" and wasn't caught through the walkthrough. Yet I had to do 5 walkthroughs and when things were not getting done I was asked if I could "just accommodate them." What does that mean?! They also got mad when I refused to sign the paper because they hadn't done everything. Please do not buy a home from this builder. They do not take pride in their work, take all the shortcuts, and their warranties mean nothing.

D.R. Horton built my new Energy Star Certified home and chose to eliminate key elements of the system. After multiple requests they have not supplied me with an Energy Star report on my home. I have found that they secretly eliminate Energy Star key elements like properly sized HVAC system and they have eliminated the fresh air inlet which exchanges the stale air in a "tightly sealed" home.
When I brought this HEALTH HAZARD to their attention they said "you don't need it, and most people don't like it". So they're saying that most people like breathing contaminated air? I will fight for my rights! They advertise a fresh air system in their sales office and it is a requirement in order to be Energy Star Certified! I have also experienced deceptive practices with my basement and the electrical wiring of my home. When I caught them they acted surprised but gave in and provided the proper home wiring at no extra cost.

After living in my DR Horton home for 2 and a half years, I decided I would do some touch up painting around the house. I went to Sherwin-Williams with my paint info to ask for more paint. The guy just laughed at me and my husband. The paint we were requesting was the LOWEST quality of paint they sold and wasn't sure if they even had any there. He did find a can in back and was able to make some for us. It's a little ridiculous that we paid 250,000 on a new home and get low grade paint. But it's just like the rest of the house, low quality. Would never in a million years recommend a DR Horton home to anyone. They build these homes so fast and use cheap labor. You think you are getting quality but you are not.

We had tried to purchase a model home from DR Horton in Hidden Creek located in Winter Haven, FL. We were unable to get financed in the allotted time frame they gave us. This cancelled our contract. It has now been over 60 days and has not been refunded. I've made numerous calls, sent an email and only get a run around. I'm going to have to hire an attorney, I'm afraid. Really upsets me.

Move into home right at a year ago... still trying to get repairs done from my initial walk through. They have stretched everything out to where they now call them "year end" repairs. Have been treated as though I am completely clueless to homebuilding or having lived in a home for that matter. Any type of decorative trim looks awful due to the banged up wood used and /or then accentuated by the fibers on a dirty paint brush, peeling paint or no paint at all, paint in ALL the seams of the hardwood floors, cabinet doors with splintered backs, crooked or curved walls, door jams busted and then filled with caulk, window corners filled with caulk, home not even sealed at seal plate, microwave is a fire hazard due to improper ventilation and cabinetry.....just to name a few.
This experience has been absolutely miserable and I have worked for a home builder. These folks lack any communication skills and continue to use the same subs who don't even try to do it right in the first place. My entire block has nothing good to say about DR Horton. I am contemplating suing just to get my $280k h280k to be worth $280k. These folks are super shady.

I am a single mom with five amazing children. DR Horton made our dreams come true. I was 40 years old with bad credit, divorced, and was far from qualifying for a mortgage. I went through their home builders program, had an amazing credit expert assist me with raising my credit score, and I was able to close on a five bedroom with 4 full bathrooms home, over 3000 square feet. I was living in Seattle at the time and built my home in Dallas, Texas where I relocated over the summer when my home was complete. The process was a little stressful, being so far away, and my home change hands a few times with the managers of the property. But the builder stayed on track and each person knew the items that I wanted for my home and my wishes were granted.
I have been been in my home for 2 years and the first year my home was completely under warranty and all of my areas of concern were addressed immediately and efficiently, and at no cost to me and my family. DR Horton sold my mortgage to US Bank and they have also been very easy to work with. I have since added an additional bedroom upstairs, making this a 6 bedrooms, 4 full baths home. I understand this program is not for everyone. But if you are a single mother in my shoes, don't mind putting in the work and cleaning up your credit. With a little guidance DR Horton will build the home of your dreams.

First of all, forget about repairs being done because they do not seem to care how long you wait as long as you do not disturb the project manager. He is too busy yelling, talking down to people who try to have a discussion, yes, **, this is all about you and that giant chip on your shoulder. The blame is always placed at the feet of someone else. Why a large corporation would choose a man who intimidates old ladies and children, beyond our comprehension. There is always a class bully, the guy on the team who can't produce, description complete. Don't buy here. The company is too big and hire inferior employees.

My carpet is shredding and lifting not from my cats in many rooms. Fireplace only has a 2-inch flame rep from fireplace. Company came and said that this fireplace is an older model not used anymore. I would like that replaced at your cost not mine. Heat in bedroom behind laundry room not vented right. Room is overly hot. Foundation is separating on right side of house. We are here only nine months and I do not expect anything less than proper service. No one shows up after promising to come. Latest liars are ** and **. Called DR Horton headquarters in Texas they were nasty - no help. Outside backyard has straw thrown by wind which they placed on unsold lot. Now garbage thrown by workers building hour on other lot. We paid 4,500 for engineered wood floors we are using product rec fl won't clean no shine go on & on these issues they are daily accordance.

My experience with DR Horton was absolutely upsetting and stressful. We went into contract with the builder on a home at Whitney Ranch in early January 2015. The contract was written up as a contingency based on the sale of our current home. We were told by salesperson ** that the contingency would be for 60 days, then on a month to month basis until we could close on our home. We went to the design center several times to customize our new home, little did we know at the time we would lose our dream home.
After two months under contract and a few days after our walk-through, we were told by ** at the Whitney Ranch sales office that management had discontinued the contingency policy and was no longer taking offers for standing inventory homes. ** tried to cancel our contract immediately without speaking to our salesperson **.
From that time on, both ** were unhelpful and very rude to us. Not only was the sales staff unprofessional, but it was very unprofessional for the builder to change their policy midstream during an active and binding contract. In my opinion, changing the policy should not affect the contracts written prior to the effective date. They did not attempt to accommodate us by offering assistance to purchase another home in the community.
I cannot begin to tell you how extremely upset my 87 year old mother was when we lost the house. Needless to say, it broke her heart to lose this dream home. We also had a very unpleasant experience with DHI, their in-house mortgage company. They are extremely difficult to work with to obtain a loan. The process of trying to get a loan and purchase the home was undoubtedly the worst experience we have ever had. Not to mention the unprofessional ethics of their sales staff.
The quality of their product and craftsmanship leaves a lot to be desired. We were not impressed with the home during our walk-through. We noticed many flaws with the walls, cabinetry and countertops that needed repairs. The customer service rep told us to wait until the 11th month after closing to report defects and flaws for repair. Most builders allow you to report and schedule repairs throughout the first year. I strongly would not recommend purchasing a home from DR Horton. Working with them to try to purchase a home has been aggravating and the worst experience for my family. I definitely would never consider doing business with them in the future.

I made a closing on our home on December and purchased a new scratch house in December and was promised that I would receive the house by April. And look where it is now, it almost the last month of April and yet nothing is being completed. Coming to my house that is being built currently, I keep seeing many mistakes in the house such as nails - the nails are being properly pushed in and holding the wood tight which is not good. Dr Horton should hire better experience person because the people that I currently have isn't that good, they keep taking breaks. One day they work, one day they stop, the next day they work. But this time, I have been seeing them are lacking communication of working on our property. They are taking quite a long break.

We thought we were buying a new beautiful home, not! Everything has broke from top to bottom. I have had repairman at my home since move in which was 6 months ago! One wouldn't come out when the air conditioner wouldn't turn on and had me go to the box and she literally almost got me electrocuted! Also, I'm now being denied repairs because they said I didn't see at the time of the walk through. Who looks for dents in their sink? This builder is horrific and does not care! Do not buy a DR Horton home.

I bought a new home in Reedy Springs, Greenville, SC. I have found the home/construction inferior. The front hallway and master bathroom walls are not straight. The painting primer is inferior. The laminate floor is also building crap. I paid additional monies and it was not worth it at all. They used a HOA which did not follow the published rules. The published rules specify no metal structures. My neighbors put in 2 metal 8 ft by 8 ft chain metal dog fences with a pitbull and rat terrier. I sent a letter and called the association setup by DR Horton and discussed this issue. In the rules it specifies no metal structures, however, they do not consider, the dog fences metal structures. Give me a break. Do not buy from this group. Hope you can see the non metal structures from the stockade fence.

Just had Dr Horton come out today to make repairs on our home. Worst mistake ever. Their inspector found two nail pops in our drywall. I was admit I did not want it fixed because they would not repaint the same color. They came with my son here, 2nd mistake because he didn't know better. I now have about fifteen random places where mud was globbed on. So now I have to have my house painted. There is mud all over my oak banister. My front door was not set right and you could see daylight through it. To fix that they put in thick weather stripping. Lightbulbs blow constantly. They claimed there were loose wires in my box that they now fixed.
I know there were no loose wires seen as codes inspected it last year. No heating or cooling going to the master. They claim that is because I have it programmed and not ran constantly. Running it constantly won't work when nothing blows to those vents. Water has leaked in around the master bedroom door to the balcony causing the floor to rot which goes under the bathroom wall and exterior wall and the trim has even fallen about 1/2 an inch. They said to put bleach on the mold and there's no rot. They reset the door, leaving a big gap that wasn't there previously and said that issue is fixed. All I have accomplished is a lot of aggravation and now costing me to have a painter come out and paint their so called "patches". Buyer beware and realize that the fixes may make more problems.

These folks are very slick. First thing you should consider if you're thinking of buying a DR Horton home is you will be buying your "dream" home from a corporation… not a builder or realtor company. They have a slick program of selling you on their warranty. Comes in a 4 inch binder, but when you have a problem and go to the warranty, you'll see there is nothing there with specifics. The gist of the whole thing is to tell you they will only hear your complaints for one year.
Within the first 3 months we complained of standing water on the back yard from inadequate grading of the land. They sent over a BULLDOZER to grade the yard after several complaints. Problem with a bulldozer grading is… it leaves tracks like a military tank. I asked that they fix it and nothing was ever done. I ended up bringing in dirt and grading in myself. There was also a leak in the bathroom sink. Very slow unnoticeable leak until we saw staining on the wood flooring at the base of the sink. Called about that, with no success. Finally had a plumber come in, at my expense, and he told me there faucet lines were not sufficiently tightened during installation.
Another problem, also during the first "warranty" year was the water line for the shower. I attempted to change the shower head and the water pipe almost pulled through the drywall. Called Horton again, and to my surprise, they did send someone over after about a month. The pipe was never attached to the base wall. Biggest problem of all was a gas line leak which to this date, three years later has never been fixed. If we turn on the fireplace, there is a distinct smell of gas in the house. Very dangerous! I call Horton about it and their fix-it guy told us "you're always gonna smell a little gas when you use a gas fireplace." Fortunately both my wife and myself had enough common sense to know there is no way you should operate a gas flame when there is a smell of gas in the home. To this date, we have never used that fireplace.
I contacted Horton again and received an email from them saying "If you smell gas, you should contact the gas company. Your warranty was only good for one year." We also just had the carpet repaired. Bulges were popping up in all of the carpeted rooms. The repairman says the problem is due to improper initial installation of the carpet during construction. Very irritated, I answered Horton's email with the query "should I contact the gas company for the carpet too!" To my surprise they answered me saying… "your warranty has expired for the carpet." Nothing but regrets by myself and family from purchasing a home from DR Horton.

Honestly, I was a little shocked after reading some of the reviews on here. I wasn't aware of these reviews prior to purchasing my home (guess I didn't do my research). I only became aware of these reviews after a friend of mine who is searching for a new home told me about them. I am a DR Horton home owner and haven't experienced anything terrible. Actually my experience has been quite pleasant, especially after building a home 7 years ago with another builder (that I will not name). We chose a DR Horton home after looking at several other builders because of the location of our neighborhood and the floor plans that they had to offer. Our home also came with a lot of standards that were considered upgrades with other builders (granite, hardwoods, etc.)
Our sales person was very informative and promptly followed up with us throughout our entire build time. The construction manager was good at explaining things to us during our walk-throughs. Of course, after closing, there were a few items that needed to be addressed on our 30 day warranty -- visit like nail pops and a few other minor things but we were expecting that. After all, it is new construction. If you think that there aren't going to be flaws in a brand new house then your expectations aren't realistic. Overall, we love our home and everyone that comes over can't believe how beautiful it is, especially our two-story foyer and kitchen. I wouldn't hesitate to build another home with DR Horton.

I closed on a home constructed by DR Horton in February 2015. I want to begin by saying I have never wrote a review on any companies or services, but this is important to me. I began the process of buying a home by DR Horton in June 2014. I was moving from Philadelphia to Cape Coral Florida. After making the decision to go with this builder I thought it was best to read some reviews; every review that I read was awful, that should have be more cue to go to another builder. Foolishly I called my realtor and the seller. My realtor assured me he would not have taken me to a builder that constructed poor homes.
In July I had to fly back to Cape Coral to go to the design center. I had already chosen some of the things I wanted in my home, but I needed to pick out colors and any additional upgrades that I desired. I was told the appointment should have taken no more than a hour; it took six hours and the designer would not hear my desires. Nothing was resolved during this visit. I later had to work with the manager of the center requiring me to go back to Florida. I am retired and really did not have the funds to keep flying back and forth. I was given several months of when the house was to be completed; first I was told mid December, later January, but my home was not completed to the end of February; once again causing financial issue.
My mother and I drove to Florida from Philadelphia and I expected to make settlement on my arrival date; this did not happen. My home was a mess. I could see where they pieced crown molding together; the windows did not open. I needed to be a body builder to get those windows open. It took my mother and me together to open the windows. There were cracks in the corners of my of the rooms; places where walks had not been painted. To add insult to injury the seller and builder wanted me to go to closing anyway. There have only been a few times in my life when I have been that angry. I had only planned to stay in a hotel for two days, but it was going to take two days to fixed the many problems. I can't list them all. If my Realtor did not pay for my hotel room for those additional days I don't know what I would have done. DR Horton's representatives did not seem to care where I stayed.
I finally made it to closing; I was told that I could not use my key; because it was a smart key, but I could go in to my home via the garage. Well of course that did not happen; the opener did not work. I have to ride around with my car looking like I was homeless. There was a problem with the garage door opener requiring repair, but the constructor knew it needed repairing before I was given the remote. I live in a gated community and I was given a gate opener, but with everything that had gone wrong I was leery. Thank God I trusted my gut; the gate opener did not work. I had been had I trusted that the remote to work; I would have spent the night in my car.
I have now been in my home one month and I have found a problems every single week that l have been here from outlets not working to my sprinklers not working resulting in my plants and grass dying. This community has a HOA so I am paying for dead grass to be cut. I contacted the contractor about this problem and someone came out. The system had been set to come on. My grass and plants were watered that day, but not another day since. Each time someone comes out, but I have been so frustrated that I have not been able to enjoy my home.
My daughter came to visit and notice there was an opening in my flooring. I upgraded my flooring and in the master bedroom someone cut the flooring too short and did not bother to cut another board, but instead left a gap in between two boards. I decided to go through the entire house and write down every problem that I could find. I have found 18 more issues and I am sure I will find more.
DR Horton gives the homeowner an evaluation after 30 days in the home with the highest number being a 10, believe it or not; I have been asked multiple time to give a rating of 10. If I did not want to give a 10; I have been told to call several different people before giving a rating less than a 10. I am to rate the entire process as a 10. I won't get into the problems with the loan process that is entire different nightmare. I worked in corporate America where bonus are given; I never again anyone to give me want I did not earn. I had integrity and pride in what I did and I wanted to provide the best service possible. DR Horton know are these problems, because many have had the same problems, but they seem to not care.
Don't be like me and not believe the reviews that have been written about this builder, please avoid the nightmare. Do research and find a good builder. Moving is a stressful event and moving from another state is an additional stressor; no one needs any additional stress, using this builder will only add to your stress. This issue concerns Port Marluna #3 a condo building of 42 units in the Seabridge Community in Oxnard, Ca. There are 3 such buildings. #3 is the most recent and was completed @ 2009. The design of the building, as conceived is good. But, in an effort to stimulate sales, as I understand, Horton added hard surface floors to upper units and, it appears, didn't follow its own CC&Rs in the installation of the floors. Rather, the floors do not seem to have adequate underlayment or sealing, which causes every footstep on the floors to be heard as loud percussive bangs by people in the unit below.
I live in a unit below. Both the owner above and I have tried to get Horton to correct the problem. Horton replies that the Statute of Limitations expired one year after the first owner bought my unit. That may not apply in relation to flagrant construction defects. Moreover, when Horton was asked to provide us with the specifics of how the hard surface floor above was constructed, there was NO response! Despite California Civil Code 912 which requires builders to furnish such information when requested. That is the situation. Rather than spend a few thousand dollars correcting an obvious construction defect, Horton seems willing to face a much more expensive lawsuit or arbitration. Any suggestions are very welcome.

My home was built in 2008 and we are the original owners. Since 2012 we have had to file 2 insurance claims due to faulty construction. We have water intrusion problems, possible slab leak, mold developing from poorly installed windows. We have complained and they send the same person out trying to drag this out until our legal options are gone. We are at our wit's end with DR Horton and their terrible business practices. We are now forced to find a structural engineer to see if the house is safe. This is unreal to me, can't get a lawyer because we can't afford the retainer. How can DR Horton keep getting away with this...

We have hard drainage problems on one side of our house since day one. Today a warranty rep and his supervisor were out to assess the problem. We were told, bluntly, this is all my fault because I have dogs, dogs that dig under the fence, bricks under the fence to keep the dogs inside the fence are part of the problem and because we added extra sod we have changed the grading. They refuse to help, just saying, "It’s your fault, your dogs are part of the problem and improvements made to the yard caused the problem".
There are several streets in the neighborhood have French drains put in by dr Horton. Why did they help them and not us? Will tell anyone thinking about purchasing a dr Horton home to get rid of their dogs, don't make any improvements to their yard, coz when you start having drainage problems you are SCREWED!!!

As a recent (less than 1 year) homeowner of a DR Horton Home in Southwest Florida in Willow Chase Community.... I am disappointed with the treatment that I have received from them in regards to the Home Warranty Program. They are good when it comes to minor items.... but don't you dare have an issue that may cost them real time or money to replace or repair!
Let me explain: I am having a severe staining problem with my granite counter tops and they totally refused to help solve the problem. They say that the counter tops are my problem. I have had granite and marble in my homes for about 25 years and have never seen anything like it. They have come to the house and looked at the counters, sent a solid surface counter expert to review the problem (I think he was afraid he would lose his job or work with DR Horton and Company) and he told me a different story about my counter staining then he reported to them... so DR Horton representative agreed to try a special process to lift the staining (I wasn't asking them to replace the granite.. just fix it so I could maintain them. By the way.. I am very attentive and do not like the idea that there could be E. coli lurking beneath the surface.)
We had agreed to the process which would take a special pomade applied to the surface, covered with plastic, left to set on the surface for 48 hours and this process could take up to 4 tries which, in all reality was a lack of use with my kitchen countertops for a total period of 8 days. I agreed because it was important to me for health safety to have this corrected. Then the rep called me and said he would have the "Big Guy" (he didn't give me a card) come and look. Well the "Big Guy" came and totally refused to do anything. He said it is not covered under warranty and that at walk through that we had signed off on staining (makes me wonder if this is such a common problem for DR Horton that they sneakily make you sign off before you even move-in and voiding a portion of your warranty) while we were still excited about moving in to our new home.
The "Big Guy" suggested removing all of the surface protecting cutting boards and such and letting the rest of my counters become stained and then it wouldn't be noticed! Can you believe that statement!!! What about all of that grime and germs that could cause a health problem lurking in the holes that is causing the staining? As I stated previously... I don't need my counters replaced...... Just repaired properly. We like our home but would like something done with the counters.

We purchased a new home from DR Horton Inc. in May, 2012. This was the worse thing we did in our lives. Here is a list of the problems we have had to deal with in only two and a half years. I am writing this review in hope anyone who is considering buying a DR Horton home be careful. The quality of workmanship is the poorest as it can get. Some of the listed items have been resolved (slowly) and some are still open: 1. Interior walls separating from the floor and floors tilting (partially resolved). 2. Floor tiles in kitchen and bath cracking (partially resolved). 3. Floor joists in tiled areas placed on 24" centers providing inadequate support for the load (partially resolved). 4. Had to hire a independent engineer to inspect home and make recommendations for corrections. This cost us $1,500 (completed). 5. Had to start litigation to try and recover the $1,500 (resolved out of court for $1,000).
6. Interior support pillars in crawl space installed too shallow in disturbed earth contributing to the floor and wall problems (unresolved, fix is going to be extremely costly, in the $50,000 range). 7. Water leak in roof from flashing missing (resolved). 8. Roof water leak next to front window. Drywall, 2x4's covered with black mold, some oak floor boards and insulation in the living room had to be removed and replaced (resolved). 9. Double doors and frames in master and guest bedrooms had to be removed and re-installed correctly (resolved). 10. Subfloor in carpeted rooms was not glued to floor joists causing floor movement and noise when walking on it (unresolved). 11. Surface water was coming into crawl space. Had French drain installed (resolved). 12. Four kitchen cabinet doors replaced because of warpage or surface blemishes (resolved). 13. Three kitchen windows replaced due to scratches and breakage (resolved).
14. Back door replaced due to scratched window (resolved). 15. Two doors leading to deck replaced because they didn't match rear door (resolved). 16. Rear downspout drain pipe crushed during backfill causing excessive rain water overflow around foundation (resolved). 17. Hot water tank fitting leaking. Had vacuum tank installed (resolved). 18. Outdoor A/C unit motor mount rusting (resolved). 19. Loose drywall tape in guest bedroom (resolved).

The longer you wait for something to be repaired the more other problems are appearing. There is so much that is going wrong with this home, I would not have this builder build a home for me. Please do not close on a home else's you have walked through it many time with another professional.

Me and my mom and dad moved into a D.R. Horton house in fort worth Texas, on March 17th 2010. Since then we've had so many problems with the house it's almost outrageous. Lets see... first the fence, they used the cheapest wood they could get. Didn't even last 2 years. Fence fell over, and not enough room in the backyard for even a kiddie pool. The front door is so weak and cheap, the door handle is barely hanging on by a hair. The tiles in the whole house are almost broken. The window insulation is close to non-existent.
We even had a construction worker break into BOTH my mom and dad's car and stole the GPS's. Nails that hold the carpet to the edge of the tile stick. I've stepped on it, I can't remember how many time. Very bad finishing on the cabinets. The granite counters are horrible, they chip so easily, a fly can't even land on it. DO NOT BUY FROM D.R. HORTON! THEY USE THE CHEAPEST MATERIALS THEY CAN FIND! It won't last a year without something going bad.

Before purchasing a home in DR Horton I went to check the reviews in here. I didn’t see any good reviews or maybe it was buried by bad reviews. The houses in DR Horton are beautiful. I meet ** sales agent for DR Horton. She is wonderful. She made my purchase experience less stressful. She gives me update and reassurance. I had a crappy experience with a realtor. So I have seen a real difference. With the warranties and all, staying in a DR Horton house is stress free I will say and with how they built their house, it’s just stunning.
So in short I’m happy with my purchase. Especially with the people who made it possible ** sales agent and ** my loan officer. I can't thank them enough. I’m a first time homebuyer that other can take advantage of because I don’t know anything. Good thing I have met this people. Prior to them I had this realtor who didn’t want to do anything but just make a profit out of me.

My wife and I moved in our home in Athens, Al in June of 2013. We were very excited because this was the first home we had built. While the house was being built I had to make them replace one whole side of the roof because the shingles were different batch numbers, so they didn't match. We go to do our walk through and the a.c. doesn't work. They get that repaired and I thought we were in good hands because the supervisor marked more things on the initial punch list than I would have. It's time to move in and we had to be out of our house the next day so we had planned on putting our beds up and sleeping there. We get to the house and we can't get in because the key they gave us is wrong. We have to park the moving truck and go sleep on a blow up mattress because no one will come unlock the door for us.
Now the next day I have lost all my help, have to pay for an extra day for the truck. We get moved in and of course we find small things that need to be fixed, but generally we were excited. Winter comes and we notice the hvac unit is making an awful metal on metal sound, so we send in for our warranty. People come out and add freon because it was low. It did fix the problem for a few days but then it starts again. We send another warranty. Now there are pinholes in the copper inside the interior closet unit. They replace that. A week goes by and we send another. Now they tell me that the return is too small for our unit so they need to make it bigger or add another. So they add one in the door of the interior unit. I tell them that I feel like they are only putting a band aid on the problem and they are trying to wait till my year runs out so I have to pay. (They did this to one of my neighbors.)
The problem is that this noise only happens in the winter and when it's 32 or below. So the problem never gets fixed and my year is coming up, so I email the warranty department stating that the hvac problem was never fixed and I would like them to note this because when winter comes I want them back out to fix it, so they can troubleshoot it. Also the interior sheetrock tape is coming loose in two rooms. The walls look like they have been shot with a shotgun where the sheetrock mud has come out of the screw hole where they screwed the sheetrock in. I have to send a email to the warranty department every month to let them know that the problems haven't been fixed. I have taken off from work 5 days to wait on the interior people who never show up.
Now I have two exterior door knobs that won't lock. I have sent them an email about that stating that I know my year is up on the locks but I would like to know where they bought them so I can call the place and see if there is a warranty. They never call me back and give me that information. Winter is here and the unit is still making that noise and my thermostat won't turn off until there is a 5 degree difference. I tell them I want someone different to come out and look at my unit. He replaces the thermostat and says that I need a new compressor or a new unit. The sound I'm hearing is the compressor starving for freon when it is cold. The interior people have still not been out, no one has contacted me about any of it.
The only person that has contacted me is the hvac guy that found the problem and he tells me that Dr Horton doesn't want to pay him to fix it and Maximum Comfort who installed the unit don't want to fix it because it's outside my year, even though the owner told me that he wouldn't just put a band aid on it, he would make sure it got fixed. I did notice that in my RWC guide that there is a two year limited warranty on the central unit. So if you're looking to buy or build a home, look elsewhere. My next step is to call the BBB and talk with my lawyer to see what my options are.

We bought our DR Horton house in November. Some of the punch list items were not done before closing but were promised. The extra fans that were promised were delivered and installed. The kitchen caulking that was promised was never done until the end of February, 2015 although the superintendent, ** told me twice that he had the proper caulking. He also kept telling me, especially when we wanted me to check off the stuff he had done/promised to on some pink sheets, that everything would be caught and done with the "thirty day walk-through" that was standard. That never happened and when reminded about 45 days afterward, he said that there was no such thing as a "thirty day walk-through" and that everything had to go in on the warranty website. So, I did that twice before anything got scheduled.
The painter came (now at about 60 days after closing) and looked around but said that some drywall work was needed first and there was no reason for him to do a little and then have to come back, so he left. At about 90 days after closing, ** finally called in my presence and scheduled the drywall and painters to come on 2 successive days (even though most drywall repair requires successive days, 2 or 3, to do the job correctly). This was after at least 2 warranty requests and at least 2 more communications with ** that seemed to go nowhere. Last week, the drywall folks came and did a credible job, for one day, but should have come back but weren't scheduled to. So the painter came the next day (now over 100 days since closing) and had the wrong paint, so he left and returned about mid-day and worked the afternoon, sanding and painting.
As expected, some of the drywall needs more work before painting and the parts that got painted are still the wrong color and now we have walls with repairs in different shades of the color. All of this in spite of the fact that I had already bought matching paint by the list DR Horton gave me and I had already used it where I modified the closets and it matched perfectly, but the painter said it was the wrong paint so he would not use it. He also left with some of the places still getting NO attention, like the front door that has the paint peeling off that started right after we moved in. ** says that that part of the door was not meant to be painted but was an odd color so it was painted anyway and now will require special attention/paint to fix. Now I cannot contact **, his phone mailbox is full and won't accept messages and he doesn't answer emails. So, another warranty request just went in.
NOW, let's talk about the "Hardwood floors" that are "engineered hardwoods" that are supposed to be better than the really cheap laminate floors. Maybe, but ** admits that the surface is really soft and mars easily. We have put felt on all chairs, stool, etc to protect it but EVERYTHING leaves a mark on it. I have an exercise machine that has nylon wheels on it so I can roll it out, the wheels leave marks everywhere that are like depressed lines across the floor. Chairs pads on the bottom made for hardwood floors, still mark them up. I think we will just have to replace them with something better before selling.
3-car garage had a lot of extra DR Horton furniture in it when we were looking, so we could not look around the garage much and I thought that was no big deal. I mean, it IS the garage. Idiot that I am, now I can see that there are only 2 electrical outlets in the whole garage, on opposite sides of it. Granite countertops, maybe this is standard, I have not had granite before, but after we bought, during our "orientation (that included the "thirty day walk-through" promise) we were told that WE had to seal the granite to keep it from staining. Like I said, maybe that is standard, but I would think that if you put a granite countertop in a house, it would be sealed to prevent staining.
Think you want to deal with DR Horton? I saw reviews like this one and thought/hoped that they were by the small minority of folks out there who are naturally malcontents - maybe, but "now I are one" and, I think, for good reason.
Updated on 04/05/2015: Regarding the painting, I finally just painted the house myself to get all the different color patches covered and all the walls the same. Yesterday, some of the joint compound fell out of the wall in our great room where the ceiling joins the wall. On looking closely, the two sheet rock pieces just come together and are flexible and without support at the junction AND no joint tape was used. Just the joint compound that finally broke loose and fell out.
Also this week, now 4 months after moving in, we had guys putting radiant barrier insulation in our attic and sealing all cracks and they noticed that one of the heating-A/C supply ducts goes to a well mounted box, fixed securely to a rafter 12 INCHES ABOVE THE CEILING - so that, for 4 months, heated air has been just blowing out into the attic. Wonder if that has anything to do with our electric bills being higher than expected through the winter?

I bought my home from D.R. Horton Nov 2009. When I bought my home there was a single story to the west of my home and a empty lot to the east of my home. About 6 months after I moved in, they started building a home to the east of me. Exact same house as mine. The big problem was that they built the house to the east of me, opposite of my elevation. Which means since it was the exact same house, all of our windows on that side of the house, matched up perfectly with my new neighbors.
So now I have a bedroom window and a loft window that I can no longer use. If I did open the blinds to these windows, my neighbors would be able to see right in, talk about no privacy. The worst part about it, as if that was not enough, I have been trying to sell this home for almost 7 months now, it is in great condition but I have not received one offer, not even a very low ball offer. I believe due to D.R. Horton lack of planning and greed for profits, I'm gonna have to short sell this house.

We bought ready move-in house in May 2014. Everything was almost fine with it except kitchen cabinets. Every single kitchen cabinet has holes. Some of them goes through it. When we were buying a house, we were promised it would be replaced in a couple of weeks and they already ordered new one. Since that time (now it's February 2015) I sent numerous warranty request and had different people over to measure it. But still nothing has happened, now they tried to convince me it's a style of kitchen cabinets. I'm tired, they either don't answer or don't say something exact.

The home is beautiful and everyone loves the outside view of the house. Since day one we've had over 25 repairs to include replaced bricks, tiles, A.C. duct work, sprinklers, and the foundation has been repaired several times and continues with problems. We've had bullying from DR Horton staff, since quit. It's 2 years and I used over 2 weeks of leave trying to keep of with maintenance, and repairs, which continues. It's very time consuming and unfortunate when some people notice the problems with this new house. I can't get management to call me, apologize, and/or visit. I did receive a notice that a supervisor would visit to look at the problems. It feels like I bought a used house to recondition. No peace at this time.

I wished I had researched this company prior to buying my home or at least read previous consumer reviews. We bought our home new approximately 6 years ago. The HVAC system is too small to handle the heat or the cold for South Carolina. It is poorly insulated. The windows and doors are cheap and inefficient. We noticed the light switches in the rooms and closets were an abnormal distance away from the door openings. We then concluded it was to save on wiring by avoiding that extra foot of wire to move the switches where they should have been. Everything in it was of poor quality. I would never buy another home from DR Horton's company.

We purchased our home from Dr Horton on December 31, 2014. We still don't have our punch list items done - are waiting to even be able to move in. The paint job is horrible, torn up floors, missing light fixtures, busted counter tops, missing shoe molding, upside down electrical outlets, missing concrete in garage, busted light fixtures, wrong color counter tops, and the list goes on. I can't believe the work ethics, quality or overall morals of this company. Please if you are considering buying a home from Dr Horton, RUN!!! If anyone knows of a class action lawsuit, please let me know!

We bought our home based on what the salesperson promised... low roof lines so you wouldn't have windows facing your backyard... we were shown the lot behind our home before we bought and we were told there would be ONE home with a low lying roof behind us. We decided to put in a pool since we believed our privacy would be protected. Now they have split the already small lot into TWO and they are putting 2 huge homes with two story windows right behind us. They have no backyard and the home itself is literally within feet of our fence. There is nothing that you can plant that will cover two story windows when the house is that close. It is a total invasion of our privacy. We were completely lied to. We 100% regret our decision to buy our home and the fact that we also have a pool that will be within feet of the back of these new homes. TOTALLY DISGUSTED and so are my neighbors. WE WERE ALL LIED TO!!!!!!!!!!

I live in Oceanwalk in MB, SC. Pay over $400.00 dollars/mo. in HOA fees. Nothing done to home. No repairs. Just mowed my lawn about 3 times. Can't inquire about anything. No responses to questions. Not given a copy of HOA rules prior to signing. They have done nothing. No landscaping, etc. Would not buy here! Have no idea where my money is going! This was my retirement home. Have had nothing but aggravation and battling this DR Horton and Gold Crown Mgt. With all the complaints against DR Horton, I do not know how they are allowed to stay in business. Should be investigated!

I have a DR Horton home and have been in it for a couple of years now, and I am experiencing that I have 17 ceramic tiles that have cracked. They are now starting to open up with a larger gap and are all in the same area of the house. I submitted a claim and thought that even though it has been a couple of years since we moved in that they might be actually care about their work that they produced but I was wrong. Not only the tiles are cracking but the driveway is washing away and yes it is concrete.
When I filled out the form following their procedures on the form for warranty, it asked the best way to contact me and I answered, "Email." And so how did I get contacted from them? Well they called me on the phone. I guess if simple directions like this are not followed, why in the world would I expect them to stand behind their work! PLEASE to all future homeowners be aware this will be the largest investment you will make so make the right choice.

My wife and I moved into our home October 10th 2014. We had an issue. The carpet in the master closet had issues. That's when it all started. Since Oct we had contractors come in every week and it's now January 2015. The following has been repaired - cracked tile in master bath twice, toilet leaked, carpet in master closet, cabinets top in master bathroom entirely need replacing, kitchen hood motor replaced, drywall cracked, cracked cement under back door cracked, there is more.. tired of typing... It's January 19th and things aren't done yet.. You have been warned. Don't buy unless you want to rebuild one repair at a time..

Very disappointed with Builder. We sign contract in March and today January 21 we have no Idea when is closing .The Superintendent don't have enough help -- spread too thin... It's looks like the company change the old ways for new cheap ways, paying the lowest wages, attracting desperate workers. So our dream house and 5 or more home owners are sitting waiting for The Big Guy??? To have Mercy and finish our Homes, our Temple, hopefully before the expose wood and roof start rooting..

First off I will give credit where it's due. DR. Horton do have nice floor plans. I do enjoy the layout of our house. That's is pretty much all that I enjoy about our house. We have had so many issues since we moved in. I'll start with the outside. The backyard was left with a bunch of trash and debris along with huge boulders just buried a couple feet in the ground. Sadly noticed when I put the sprinkler system in. My roof was not done right as we had leaks in multiple places. For the inside our drywall started to crack within a couple of weeks living there.
Yes they came out to repair after many calls to get them out there but seems like they just put band aids on the repairs as we are still having issues with the dry wall cracking three years later. Every single light fixture just fell from the ceiling. Luckily it was still holding on by the wires but very dangerous for my family. There is a lawsuit that is going to be starting against DR Horton. They are a horrible builder and I would not recommend these builders to anyone.

Verona Palms homes black mold problems and more: D.R. Horton build a townhome community in the City of Greenacres in 2007. There are various issues with the homes. The most significant issue is that they installed the bath tub and shower pan in our house and several others that I am aware of without any water barriers. Everything is sitting on the plywood subfloor. There is a 1/4 inch wide gap between the tile on the wall and the shower pan. Water is leaking through the cracks in the grout. I pulled up the carpet in the master bedroom and found black mold because the shower wall backs to the master bedroom. My neighbor is currently demolishing their bath because they cannot use it due to the water barrier issue. She got a lawyer to deal with Dr Horton but she has not had any relief. They refuse to honor their warranty. I am in the filing stages with them but don't expect I will get a favorable response.

So I had a guy come here the other day with an infrared gun and found out that several of the exterior walls have no insulation whatsoever. Warning to people getting a house built by them - make sure you're there during the building process to insure you have insulation in your walls. Just because an inspector comes out to approve levels of the build process don't mean that they don't take the insulation back out after they leave. This builder and his workers don't do the right thing and should be stopped from building!

Bought a home here in Myrtle Beach SC. (Ocean Walk). This was to be my retirement home and I was so looking forward to retirement here. Just want potential buyers to realize what they are getting into if they purchase in this community. My advice to you is to buy somewhere other than this community and probably from someone other than DR Horton. Dealing with this company and their board that approves or disapproves improvements has been a very stressful experience. They use absolutely no common sense at all in anything that they do. Everything is so black and white. I truly wish I had know all of what I know now. I would never had bought in a DR Horton community and I would advise all of you reading this to look elsewhere.

This builder deceived over 900 residents in the Sarah Ann Ranch Community in Surprise, Arizona, by not fully and truthfully disclosing the fact that on January 18, 2015, APS (Arizona Public Service) would be installing 130 foot, 230 kilowatt power lines directly behind the greenbelt of our housing. APS will also be removing 161 citrus trees before installing the large power poles. D R Horton deceitfully planted vegetation and completed landscaping in our community knowing that APS would completely remove everything during their construction project. Some homeowners paid extra money for their lots and now their views will be obstructed by unattractive power lines. These unsightly power lines will cause a significant decrease in the value of our properties and also pose a significant health risk to residents.
Emissions from these power lines are linked to increased diagnoses of leukemia, dementia, and can interfere with medical equipment such as pacemakers and insulin pumps. Our children are even expected to stand under these power lines while waiting for their school buses! If you wish to purchase a home built by D R Horton, please do thorough research and read any legally binding documents with an experienced real estate agent or attorney before signing your health and property value away!

Moved into my home on June 20, 2014 and it has been a nightmare. The punch list was never completed. Had over 28 warranties that were submitted and several that followed the first few weeks in the house. Too many to list. But the biggest ones are the crappy foundation spalling, powdering and cracking the siding sliding down on the corner of house putting pressure on the bathroom window in master bath which warranty guy said it's gonna break out my window but yet they still have not fixed. Every door in house had to be redone 3 to 5 times or completely reframed which they deliver the parts and materials to your home and you have to store yourself until someone comes out to fix the problem. They don't return calls not even at the corporate level. They do crappy work with cheap materials. The worst of it is that you can't trust what they say so get an outsider to look at major problems for my whole foundation may have to be redone.

DR Horton sold us a condo in Phoenix, AZ in 2005. We had few minor water droplets over the years in one area of the home, over a door, which my mother who resides there attributed to AC condensation discharge and did not report to the builder (or me). Then in 2014 during a monsoon storm, the leak was substantial with a lot of interior damage. We called a licensed roofing contractor who discovered and photographed roof tile that was cut too short to protect attic vent from driving rain. DR Horton (Mr. ** and Mr. **) knowing that roof tile has not shrunk or grown from the time it was installed, refused to even compensate us for the roof repair (not even including water extraction and mold mediation), citing the time that elapsed from the closing. We feel that this is an ethical obligation of the builder to, at the minimum, take the responsibility for improperly-installed roof that caused so much damage to our home.

Our home in Mobile, AL was actually built by Breland Homes, which was bought out by DR Horton. The quality of the work was typical of what I've seen with other high-volume home builders... careless mistakes by unskilled laborers. We did an initial walk-thru, and created a substantial punch list. This is where the problems with DR Horton started. DR Horton didn't build the home; Breland did. The builder that walked through with us had not overseen construction, nor did he have any stake in how the house was built. Regardless, we did our final walk-thru just prior to closing. Some things had not been done, but the builder made some notes and promised to fix them. He made a few other promises he never followed up on. We weren't too impressed with him. Anyway, we also had a one-year home warranty, so we could have anything we missed fixed later - or so we thought.
Fast forward five months. We noticed the baseboard (and possibly the wall) in the hallway was bowed out. I contacted the warranty service unit to have them fix it. Well, apparently the baseboard doesn't bow enough to qualify for the repair even though it obviously isn't right (photo attached). Really? DR Horton is okay with this level of customer service? Apparently so! I completed my homeowner survey, blasted DR Horton and the service I've received, and requested to speak with a company representative. No one ever contacted us. I would suggest you find another builder. DR Horton doesn't care about their customers once you're in the house!

We have only been in our brand new DR Horton house for 2 months and have had so many problems that I cannot list them all here. We provided the builder with over 70 items for repair upon move-in and they have not complied. Our upgraded cabinets were all installed scratched and even with holes, we have plumbing leaks, electrical problems, our roof looks like it is buckling, and much, much more. But to top all of this off, OUR MASTER BATHROOM TILE BROKE OFF AND FELL ON MY HUSBAND AS HE ENTERED THE SHOWER!! They were quick to come out and apologize for this, but no one has fixed a thing in a week. They will not even answer or return our calls. We are ready to call a lawyer. These things should not happen regardless of the price of a home, but you really don't expect it when you are paying close to $1M!!!

Bought new condo while still under construction in 2007. Had upgrades which upon the final walk-thru were not honored. They did not upgrade the cabinet’s hardware, the paint, the granite. They have used such low grade dish washer which by the way had not been secured and moved all over when used, the clothes washer which had the top was rusting, only after one year of use and by the time I finally had them replace the top which only took me 5 years. Also have just found one of my bathroom sink faucet totally rusted out, and this past weekend as I was cleaning under the kitchen sink pieces of rust started falling.
Had issues with the floor base. Used wrong base which could not be painted and yet had to fight to get it changed. Then had to fight to get a water drain line backup in my shower tub the very first few months after moving in and after fierce complaints got them to come out and take care of it when they found that there was a 1 inch square cube piece of wood lodged in the drain. (Rumors have that this is an intended sabotage by an ex-contractor who was fired and only after my place was flooded from a backup drain on the floor above mine and after fighting for my rights for DR Horton to take care of the problem once again we found another piece of wood exactly the same as the one found earlier.)
One day while wiping the ceiling, not only the paint but the mud texture just wiped off exposing some black spots on the sheetrock, have not been able to convince DR Horton to come fix the problem till date. Every time I cover with paint it still wipes off when you wipe the ceiling in that spot. The laundry double folding doors fell down a dozen times before I could convince them to change them. Their contractors and subs are very lousy and sloppy when working, reason being they had to redo the tiles in my bathroom three times before it met the required building code. My shower pan was defective and had to be changed three times before that met the building code and when they finally completed the repairs they forgot to place back the light socket cover and has till date not responded to any of my communication to come back and fix it. There is just too many issues, problems and complaints to report that I am so ready to take them to court. I will never ever invest in any DR Horton home nor will I ever recommend them.

Cut carpeting too short so it has frayed in the doorway from hall to the laundry room, ran vents from the basement into the floor and out to the front porch next to the bath, kicked the lint exhaust into the wall rather than installed it. Used 74 staples to secure plywood to the subfloor in a 2" by 4" area, used so much graphite in door hinges that the doors turned black. The carpet was so poorly laid that I have waves in it now; the hardwood floors were scratched when we moved in that DR Horton refused to fix them; the garage door consistently runs off its track because they used reclaimed materials rather than new. I would have been better off to have purchased a double-wide. DR Horton builds the best home in Mexico!

So my wife and I found the perfect home down in Bluffton, South Carolina. As always with a commission type of purchase, everyone was eager to please. The builder, the agent, everybody was around to show us around whenever we wanted. So we put in the offer, negotiate this and that, et cetera, et cetera. Then comes the "punch list". The builder does the pre-closing walk through, sells some hopes and dreams, and says everything will be taken care of before we are in the house. Closing date comes and goes, we arrive in our house, and surprise, surprise. Not a single thing was taken care of. And since we have already closed, the builder is MIA. The agents tell us we are not the only ones trying to get a hold of the builder, and we have spoken with a few neighbors about the same issue. One is waiting on her 30-day punch list/walkthrough still as of 4 December. It was supposed to have been handled and completed in September.
My advice, if you find a house with DR Horton in the Bluffton area (which is currently booming), do NOT close until the builder comes through with his promises. Do not do the naive thing my wife and I did in our haste and excitement to purchase our first home, which was believing the builder might be halfway decent. He has proven us wrong and countless other folks wrong as well. Tread very carefully when dealing with D.R. HORTON in BLUFFTON, SOUTH CAROLINA.

Just bought a new home from Dr Horton in Valencia CA. Worst home I have ever bought and I bought three homes in the past 5 year, one of which was new too. I have door problem, plumbing, chips on the outside out the house, gate problem, tile problems, lighting, and kitchen appliance problems. The house is only 4 months old. Like I said I bought a new KB Home and never had one thing wrong with it. Please do not buy a Dr Horton home, worst home ever.

Bought a home in JR Conroe. Spent close to half million. So many things were wrong that 5 weeks after I closed, I am still dealing with them on items that were suppose to be addressed prior to closing. DR Horton walk through with the blue tape is bogus too, they just remove the tape without addressing the item. They installed defective items/ equipment in the house. So many better builders in Texas. Owned a Highland home prior to this and was very happy with quality of the house. DR Horton is the complete opposite, NO QUALITY CONTROL. Once you close, they are done with you. Stay away from DR Horton if you can. I regret the fact I bought a new home from DR Horton. Issues just do not stop with DR Horton. NO customer service at DR Horton, because they do not care.

I'm sorry to say that of the three homes I've lived in, the home we've bought from DR Horton is the absolute worst. I've lived in this home for nigh on nine years and it sinks further and further into the crap hole, every time I stop to think about it. The quality of craftsmanship is absolutely abominable. It seems as if they slapped a slab of low grade concrete atop a mound of dirt and called it a "foundation"! Year after year, it seems as if the property has sunk further and further into the ground. I've noticed that if you look up, you can see the rafters pressing into the compressed board and Sheetrock from above. This is not kosher. My home is not the only one that you can see such ravages. Alas, even from the street, you can see whole segments of pavement crumbling and falling into the abyss...
Anyway, the electrical work was equally shoddy. Half the rooms were strung together on simple 15 A breaker and is a poor mate for the space heaters that we have to use in every room, every winter. I note for a good while we had to improvise during the summer and winter since it seems as if they recycled the bloody AC units from the bin! We paid to have it work and have made due with a DIY repair here and there. Finally, aesthetically, they could have hired a blind orangutan to do their trim work. I've noted gaping chasms and half-arsed trim for the majority of any "wood work," if you could call it that. That has been done on this house. All in all, I find this property grossly overpriced for quality of craftsmanship and the lack of simple attention to detail that has been paid. If you are in the market to buy DR Horton homes, be prepared for a lot of remedial maintenance.

I just bought a new house 6 months ago and a lot of things are not working. They forgot to put the air filter, the water in the bathroom is leaking, the heater is not working on the second floor..... The weather is so cold, only 36 degree but the heater is not working..... I called them so many times and they kept saying that they were on their way but they did not show up. The material they used is not good, breaking easily.... Not recommend for anybody to buy a house from Dr HORTON..

Our water pressure dropped to just barely enough to wash dishes. My husband cleaned out the water heater, that was not the issue. We called the City, they came out, rebuilt the meter at the street, that was not the problem. We called a plumber, man has been around our area 40+ yrs, reputable business. Said there should be a PRV in your front flower beds. Told it was maybe 7 inch round lid and the PRV would be in there. My husband found a black box size of a loaf of bread long, twice as wide. Opened it nothing in it. He dug down a good 8 inches found nothing. We called the plumber to come out. They found the PRV 2 feet below the ground. The PRV rusted out and rotted.
I called DR Horton, their attitude, "so sorry for your troubles." I told the representative, that because of their shoddy workmanship, they covered a valve under 2 feet of dirt and now we have to incur the cost to have a plumber dig it out and replace. This is not the only bad part about this home; windows are garbage, the windows not even square. Cabinets cheap, everything in this house is cheaply made and put in. I live in Texas so they use cheap labor and these guys don't care once they get their money for a home they are done and gone. NEVER EVER BUY A DR HORTON HOUSE....... NEVER. THIS IS MY FIRST AND LAST DR HORTON HOME.

I purchased a home from DR Horton. DR Horton uses the cheapest material, the cheapest fixtures, I found the bathroom lights at Home Depot for less than $20.00. They use the cheapest contractors and their laborers don't know what they are doing. This was the home I was going to live during my retirement. What a disappointed. When I complained they tell me its normal, or it can't be fixed. My master bathroom is so badly completed that DR Horton should be ashamed of the company. DR Horton represents themselves as a great builder but I don't believe this to be true. The paint and paint job was of the worse quality and workmanship.
The tile were not seal and when I asked DR Horton Rep "Jose and Emilio" they were so defensive, they even told me that if I want quality I should buy the materials my self and bring it to the construction site so they can do it the way I want it. I think they see this Business as a piece of pie that they got to share it with all their friends and relatives and we the customers have to paid for, there is no law to protect the consumer against companies like Dr Horton. They even have their hands on the HOA, between Dr Horton and the HOA blame each other on who is responsible for our issues and at the end nothing get fix. I write the corporate office and never get a response from them. In my case its a Mr. **, but I think they just pass the buck. It just makes me feel helpless and at their mercy. No one in the company cares about their product or the consumers. DR Horton just doesn't care.

I built the house in 2007 and the price is pretty reasonable. The material used is not that good indoor or outdoor. The doors in the house are cheap materials, sloppy work around the house. After about two years I moved in, the connection of the rubber pipe in the wall to the water heater cracked and leaked, flooded my laundry room and garage. After getting fixed of another two years period, the lower part of that connection leaked again. The plumber told me better to change the whole set of parts that related to the problem. So he changed out the valve (cheap valve they used) and copper pipes with bad soldering. Finally got that fix. Since everything gets only warranty within one year, I could not claim anything with them. I do not suggest this builder to anyone for a new house.

Overall, the quality of construction of the home is shoddy and sloppy. Home has numerous nail-pops throughout the hose that DR Horton stated would be repaired within the first year warranty service but DR Horton does not respond to warranty repair request forms. Sent a repair form in and never heard from them. Upon move in, found a white spackling type subset splashed onto a tree in the front yard and some bushes in the side of the yard. Many areas of the walls show ding marks and dinged paint. Flooring has paint marks in various spots, where they touched up the paint but didn't bother to use drop cloths for the wood flooring. Flooring also has glue or epoxy drops on it. Sloppy!
Backyard looks like it is sinking. The middle of the yard slopes downward as if there is a pending sinkhole. Also the backyard abuts woods and the edge of these woods look like it used to be a dumping ground. It has glass, metal, old bottles, a shoe, etc. DR Horton never bothered to properly excavate the area. Advised the builder of this but he ignored it. Door on one of the bedrooms is not properly aligned, and you can see space between the door and the door frame. The window screens that DR Horton uses are a joke. They do not sit securely in the window frame. They must be the cheapest windows and screens that DR Horton can find. So expect bugs to easily infiltrate the home thru the gaps. Thanks DR Horton.

Last year in May 2013 I purchase a Townhouse built by D.R. Horton besides the Mineral Rights that D.R. Horton stole from people in Florida. I have not had any problems with them. Even the Mineral Rights on the property was returned without me having to get a lawyer. After getting bad press, D.R. Horton decided to returns the rights to all home owners in Florida that they so cleverly stole. Anything that went wrong with the property within the Year New Home Warranty D.R. Horton fixed. I never had to deal with the website. I always contacted the D.R. Horton Main Builder for the complex and we got things fixed fast.
Now in 2014 I am purchasing a D.R. Horton Express Home and I haven't had any problems to date. All the D.R. Horton people from the loan processor to the sales rep respond to my mail in a timely manner. Now I am waiting on the appraisal, finalization of the loan and closing date which could be on the 24th or 30th of October. I don't know if I have been lucky or one of many who do not write reviews because they are happy. I just wanted to add my comments because not everyone is having problems with their homes or The D.R. Horton team. I also have to mention that D.R. Horton send you tons of service surveys to fill out during the process asking how it's going for you. Also, my Sister owns a D.R. Horton home and she is very happy also.

Several months ago, we put an offer in on a DR Horton home in Charlotte, NC with a contingency in place. Ultimately we ended up not going through with the purchase. During the the initial phase the representative was very thorough and prompt in hopes to getting us to put an offer in with an accelerated close date. Once we ended up having to terminate the contract it has become a nightmare. We signed a termination agreement that clearly reads earnest money to be returned in 30 days or less. This however is not the case. We are going on a month and half and haven't received our earnest money back yet. The contact at DR Horton is very cavalier in his attitude about us and our money. He has pretty much stated, "You will get it when you get it" and it's in "Process" which it has been since the middle of August. Thankfully we don't have need the money but what if we did? They were the ones that set the terms for the return of earnest money and they can't begin to follow them. I can only imagine what other corners they cut. This is not a company I will ever be willing to work with again nor would I recommend to anyone.

I purchased a DR Horton home in Briarcreek, which is a subdivision in Manor. I purchased the property in 2009 and it was built in 2003. I have been unable to sale my home because the foundation is off by nearly 10 inches. The engineers and foundation repair companies that have inspected the property, have all said the home was likely built on fill dirt that was not compressed properly. I have yet to receive a call back from DR Horton and now I am stuck with a 10 year old home with a major structural problem that will cost me over 10k to remedy. I will never buy or encourage anyone else to buy a DR Horton home. These home are poorly constructed cookie cutter homes and mine has turned into the home from hell!

I have to say I am very sad it has come to writing a bad review on any company. I used to be a retail manager and government employee and I know you can not please everyone. BUT, after spending over $240,000 on a home, I EXPECT the quality and attention to detail to be a high priority. We closed on our home in August 2014 Fort Mill, SC. I have to say everyone we dealt with was "nice" but the faith in what they said is now understood not to be true.
First, our house plan had 4 different elevation (Lassiter II). We thought since the floor plan online and paper copy given matched the model home that all elevations were the same inside, but outside the "looks" were different. WRONG. I was told that our master bedroom closet on the front facing side would be smaller than the model home due to the elevation (note: does not show that in the floor plans either). The size of the master closet was one of the big selling points for me.
Second, I asked several times when checking on lots to buy how much backyard would I have as all the lots slope into wooded areas. I would 40 ft. I have maybe 20 from my back door before the sod ends and woods start (nice side yard I do have). I could overlook that until 3-5 ft of sod are sliding down the incline. I have a lot of usable space in my lot but I now have to hire someone to put a retaining wall to stop the sod sliding down the hill.
After rain the other morning, we have horrible standing water in the same area front yard near sidewalk (which I complained about being so lumping from sod or ground leveling) and driveways since our driveway is so narrow (only 17 in for double when standard is normally 20-22 now). I have no choice but to step in the grass area to get in my car. When I step there that morning I had water in my shoes due the standing water. Gutters that were missing on the front of the house were put on but one of the gutters is right in front of the garage aim in the driveway.
If we have a hard rain, the water from that gutter will be entering the garage. Need to figure out how to get the water from that little gutter without aiming the end of the gutter right in front of the garage. We have numerous complains in about how loud the AC is in our downstairs bedroom. AC contractors say nothing is wrong but D.R. Horton not insulating the walls well around AC lines. There are so many more attention to details and sloppy work with almost all rooms, drywalls and chalking issue. We did get a supervisor to come out after the first warranty online complaint and walk our home but not much has been done since then.
We have put in warranty work through the website to only have an email back saying "We have received your request for service. It is actually time for your 30-day walkthrough. You will need to submit a list of your items online at www.drhorton.com. Go to the homeowners tab and then submit a warranty request. Please note it as 30-day list for me. Once I receive it, I will check the builders' calendar and email you with availability." Well we had already been scheduled based on his availability and was given Oct 7th which is 52 days after closing.
Several of our pre-closing walk issues are still not fixed. I was without the correct dishwasher and microwave for weeks after we closed even though the correct ones were orders several weeks before closing because there was a mistake in the appliance order and installed. We have not received our first water bill but like another resident here stated I was never told of a flat $43 charge. In fact I have the printout from the city showing my rates and it is nowhere on there of this flat rate, so I will fight that battle when we get our bill.
I do have to mention I have had good customer service from Chuck the sales agent in the area (Note he was not my sales agent when I contract to buy). I give him kudos for handling all these complaints coming his way and trying to get them to the people who should be responsible! Very long story short (and believe me I have lists of other issues), D.R.Horton needs to step up their game on customer service after closing and hold contractors responsible for the quality of work or fire them and get another company! I hope this helps others still looking to buy in our neighborhood as they are still building and selling.

Dr Horton started building express homes in Jacksonville FL in April of 2014. I was the 1st to sign papers to purchase a home. 1st of all, these homes are suppose to be up and move in ready in 60 days, not true. The home that I was suppose to purchase - I was told by the 3rd loan officer that has had my file, the loan can't be done. I signed papers on April 7th, 2014. It is now Sept 15, 2014 - 5 months after all the running around, stress, waiting, poor service, no call backs on the state of the loan, homes being build before my house. The list goes on and on. I was suppose to close in two weeks and now after weeks of no calls back from the loan officer or Dr. Horton, I'm left with nothing but an, "oh well". I have sent letters to their main office and of course no response. So with all that being said, I have no home and now after thinking it through I'm glad I didn't get this home, these guys are shady. I just pray that others get a better shack but I don't think so.

A neighbor called to let me know that, at Mayfield Estates in Mill Creek, WA that is currently under construction by DR Horton, a worker hit my car and simply left. Damage is over $550 (low bid) and the person who it just hit and left. No matter the outcome of my current investigation into this, and regardless if they resolve my issue, the worker should not have simply left the scene without putting a note or something on my car. The car is currently for sale and my phone number was in 4 places around the car which makes it worse. They had a number to call and decided to leave.

Recent buyer of a DR Horton home and I'm leaning towards not a great overall experience. Lots of hidden things that'll surprise you after closing. For example, in the Lakebridge Subdivision in Fort Mill SC, all property lot are subject to flooding, poor drainage. HIGH water and sewer bill from town of Fort Mill - $43 base charge means you'll get charged that without using any water, plus water per gallon are almost triple. 30 days bill will be round $150+! On site superintendent is a total waste of anyone's time, not sure why this guy is on a payroll! In an effort to cut builder's cost, lots of slipshod work were done.

My entire experience with purchasing a DR Horton home in a beautiful prestige neighborhood has been nothing but a nightmare starting 10-31-13! Going through a huge amount of stress with a divorce my first contact person was Amy! Long story short, she was by far the most unprofessional person to deal with! She would text me things about my home and what was being taken from me after the home was mid-way built. Like my added outdoor patio was to have a fireplace but then a month or so before closing I was told it could not be done because of the property line and being too close to the house, and then the porch was built very poor quality nails and staples sticking out of the wood rusted and then uneven would warped and split. Have had run-ins with the builders and excuse after excuse of how my porch "looked better than some"!!! Still waiting for screens to be replaced after they were bent and placed back uneven after finally complaining enough to get someone to patch the porch up!!! And that is all they did was patch it up. :( 200000 plus home and patch work is what I got!!!
I have lived here 6 months and can say I have never dealt with people that seem to just not care and let stuff just fall!!! Inside the home there are minor things like paint and nail pops chips in the hard wood poorly caulked areas and so forth. I do get that new homes will have problems but the quality for what I am paying for is very poor!!! I was also to get a privacy fence then was told no I could only get a 3 rail horse fence... My yard is unreal - paying 1000 a year to have a beautiful yard and it has been taken over by weeds and some dead plants. Looks nothing like the front entrance of sterling and it's always an excuse!!! I just have learned that everyone on my pod has had issues with their homes and it's sad because I have wanted to live here for over 10 years and now I am worried I have bought a lemon :(.... They rush to get these homes up and forget to care for the ones they have not completed!?? My issues are small to some of my fellow neighbors!!! Something needs to be done about this and soon!!

New build purchase 4/2014. After signing contract we had our first walk through. The issues we found at that time were noted and promised to be repaired prior to closing by DR's building site superintendent. Once closed and we went back into home we found many repairs had not been made. We were told "sorry, we are running behind and we will complete all on or before the 30 day inspection". We were asked to make sure we contacted them at least one week prior to the 30 day to set up the inspection.
We did and it was about 60 days before anyone from DR contacted us to make the appointment. We are in September now with 4 carpet crews, 2 flooring crews, 2 landscaping crews and 7 HVAC repairs and DR still has not completed the "30" day issues. These repairs, as we were told, are the "easy" fixes. We were told the larger issues we have found will be addressed at our 11 month inspection. We have made multiple phone calls and e-mails with very limited responses from the home warranty company. When we do get through they ask "what do we need repaired" or "no one called you? I told them to" or my favorite one, "I am changing positions in the company and things are a little behind right now".
All this leads me to my subject line. Since we moved in we have watched at least 3 homes being built and not one code inspector have we seen. There have been inspections on these homes once finished. Has SC changed it's building codes or is DR Horton exempt from them? If the inspections were as they should be, myself and others in Remington would not have these issues or at least as many. We have filed with the BBB and are currently seeking an attorney. PLEASE, do your homework before you buy from DR Horton.

My wife and I signed contract to buy in 01/28/14 but they never started on our house and our home. We were living in, SOLD so they had us switch lots. We went to Louisiana and stayed 5 wks., 1 wk. friends daughter. Siding bowed back porch flush with ground, porch screens sized wrong, put in wrong and still missing. WE NEED TO DO A CLASS ACTION SUIT.

I purchased a home from DR Horton. DR Horton uses the cheapest material, the cheapest fixtures. I paid $364,000 for my house and I found the bathroom lights at Home Depot for less than $20.00. They use the cheapest contractors and their laborers don’t know what they are doing. This was the home I was going to live during my retirement. What a disappointed. When I complained they tell me it’s normal, or it can’t be fixed. My master bathroom is so badly completed that DR Horton should be ashamed of the company. DR Horton represents themselves as a great builder but I don’t believe this to be true. The paint and paint job was of the worse quality and workmanship. The tile were so badly install that they had to re-do-it. The bathroom tile has been redone and left as bad or worse than before. I write the corporate office and never get a response from them. In my case it’s a Mr. **, but I think they just pass the buck. It just makes me feel helpless, and at their mercy. No one in the Company cares about their product or the consumers. DR Horton just doesn't care.

We purchased a brand new DR Horton home in late 2012. About a year and a half later we discovered mold in the walk out basement area. Because it was over a year later I wasn't sure if it was going to be covered by warranty. I contacted DR Horton and they not only covered it, they did an amazing job fixing everything. In only 3 weeks time they fixed the leak in the foundation. Cleaned up all the mold using a professional mold remediation company. And they replaced anything and everything that might have been affected by the mold. From the studs to the walls to the carpeting. Besides that one issue we had zero problems with our DR Horton home. I highly recommend them.

We came across banners advertising D.R. Horton's lots for sale and we stopped and walked in to the model home which to the naked eye was beautiful! We had previously been burned by another builder and they seemed good people to work with. We filled out all the paperwork and yes within 48 hours the lender had pre-qualified us. It all began when the time of choosing our home's lot - they pretty much told us which one we needed to buy (when they had others available). Also, they had two styles of models and here again they told us we had no choice (but it was advertised 2 models). We still went ahead and continued with them until we got to the design center... Lady was great and all but it all took a turn from there.
We had to pull back from the deal and cancel the contract; during their cancellation statement, one of our checks was voided and therefore would not be deposited. This is when my husband and myself became very irate - the same day that the cancellation letter was completed and clearly mentioning that the checks should not be cashed, they did it. My account was overdrafted and of course we complained and told them they had to pay for our fees, etc. They simply said it was an error and it had happened before and it would take 4-6 weeks to be corrected.
Ridiculously enough, within one of my emails they replied saying, "Be patient. This is a busy time for us as it's end of the month and we're dealing with a lot of closings." Tell me that was not unprofessional and borderline saying, "We have better things to do rather than correcting our mistakes." After, we did some further review and an identical home built by them just across the street had sold 6 months prior $60K less than what they were selling us the home that was going to be ours. Save your money and do not buy D.R. Horton - unprofessionalism is what they build.

When we first moved in, I was cooking on the stove and the vent hood fell down. All the fixtures in the bathroom were very lightweight. You cannot even hang a towel on the towel hanger without it falling down from the weight of a single towel. Any and All fixtures in the house are very fragile and cheap. As soon as you touch something, it starts to break. After a few months, all the tile grout started looking very nasty. I called in a specialist to clean the tiles and grout and they told me it was impossible because the grout and tiles were never sealed, therefore I had to re-grout the entire house.
The toilets started leaking soon after move in and we had to get those resealed with wax rings. The original wax ring that was removed was very cheap, the kind that can be purchased for $1.50 at Home Depot. The crown molding fell from every spot that it was present. The kitchen cabinets that we were told are wood turned out to be plastic. The island tops turned out to be cheap plastic and not granite. The kitchen and bathroom faucets are cheap $15 material that started leaking almost immediately - had to get all 4 of those changed. The carpet was poorly installed - had to have it stretched several times.
With all of this cheap material, the total selling price of the house reflects all high-end appliances and expensive material, but in reality the inside of the house cannot live up to the price tag. I urge all my fellow citizens to not buy a house from these people unless you have lots of money to waste on replacing just about everything. You will highly regret purchasing a home from this company.

We had our home build in 2012 from D.R. Horton and had issue with them responding to warranty repairs from day one. It took them over a year to complete the repairs and did a poor job of communicating with us. My wife and I have acquired a total of 3 weeks of missed appointments from D.R. Horton or where the work was not completed correctly! The best example I can give is we had to have our floors replaced in the kitchen which took almost a 100 pages of emails to get resolved, they reinstalled the floors finally after months of fighting and left our toilet in the front yard... THEY DID NOT schedule anyone else to complete the work. No plumber, no wood or trim people, no painters!!! HORRIBLE at communicating or getting things done! I honestly feel my wife and I should be compensated for our missed time at work, but of course as usual no response from D.R. Horton on that either!

There isn't enough time to describe all of the issues. DR HORTON IS A HORRIBLE BUILDER. Their product is cheaply built and once you purchase it, you are on your own. They rely on their past builder reputation to continue to sell houses. They use the cheapest contractors to do sub par work. They have a really hard time keeping builders. Over the course of our first year, they changed builders 5 times for the area. Their warranty service is terrible. They do "Dollar General" patchwork fixes to keep you quiet until the warranty is up. The home will last a year or two without any major issues, then get ready... DO NOT BUY A DR HORTON HOME!!!! YOU ARE BETTER OFF BUYING A STORAGE BUILDING TO LIVE IN!!

We purchased a DR Horton home due to the low inventory of houses available and we couldn't even find a place to rent. So, we found a spec house that was at least 50% complete and waited for it to be ready. Along the building process, we noticed little things they did to cut corners. When it got down to closing, they had people in the home trying to fix and repair things prior to us closing (we were leaving the final walk through to go close). We were told that all of the items on the list would be completed. After we left, we think the workers did too. Many of the items that were suppose to be fixed were not.
After moving in, we were then having to deal with the warranty company. The first guy to come out was extremely nice, but that doesn't fix mistakes! He sent 3 workers out to repair some issues. It took them all day long and they still weren't fixed properly. One corner of the foundation is already cracking. I brought this up and we were told that was normal. Really? They then said if they tried to repair it then it would just cause more problems. If I could go back in time, I would not purchase another DR Horton home.

PLEASE STAY AWAY FROM DR HORTON! THEY ARE AWFUL!!!!! When I signed my contract to build my home with DR Horton back in February 2014, I was promised the house would be done in June of 2014. I went ahead and submitted my 60 day notice to vacate my apartment and paid the early termination fee. Not even a week after I did that, I was informed by DR Horton that the house was delayed and would not be finished until July. I thought this was not too horrible since issues happen, right? I spoke with my apartment complex and they told me I could extend my lease by 1 month, so I did.
In May, I was informed there was yet another delay on the home and it would not be done until August. This time, my apartment complex said I could not extend the lease again, so I had to move to a new apartment. I signed a 4 month lease, paying more for rent than normal because it was a short term lease. I thought 4 months would be more than enough time for the house to be finished. It is now the end of July 2014 and I am being told that the house will not be completed until end of September, possibly October!
I called corporate office and complained to a supervisor. I informed him all of this, plus the fact that the concrete foundation was poured at the end of May and 2 months later the house doesn't even have sheet rock yet! His response? "Perhaps DR Horton is not the builder for you." I decided to cancel the contract and they want to keep a portion of my deposit even though none of the upgrades have been put in yet. I am at the verge of tears at the amount of money we have wasted and all the time we have spent waiting for nothing. Now, we have to start our home search all over again when homes are more expensive now than they were 5 months ago.

We bought our house because we lived the floor plan and the basement. We've had a lot of issues, but the top two are the damp basement (floor won't dry), and the creaking vibrating floors. When you walk the floor shakes. I can't stand it! Everyday, I just feel like this was the worst decision that I've ever made. Everything is cheap, except for the doors and granite counter tops. Anyone know how to fix floors. I want to move!!

I was super excited to get a new house. Now I am upset. I cannot use my bath tub because the water won't come out of the pipes. I can hear the water flush in my entry way because they put the pipe in the wrong place. The other houses similar to mine have their pipe put closer to the entrance of the garage so you won't hear when the water is flushed from the upstairs restroom or going down the drain when you are showering. Their fix was a noise reduction wall that, guess what, did not work. My toilet in the second restroom is so close to the bathtub it is ridiculous. The sidewalk in front of my house collects a big puddle of water. And the brick on the side of my house is laid out incorrectly. But they don't seem to care.
We made them aware of their mistakes but told us there was no way to be fixed. It would have to be rebuilt. We gave more than 20,000 down to buy our dream home. Sometimes I wish I could just move somewhere else. Shame on them! If you don't believe me you can come over and see. They also claimed that the paint they were using was easy to clean. No way Jose! You try cleaning it and the paint comes off. I really feel sad and it stresses me out because my husband and I work hard to have a nice home.

Once a good builder, DR Horton has slipped into a very deceitful and dishonorable company. Purchased my second home with them in ten years 6 months ago in symphony meadows and it has been a nightmare for my wife and I. Poor construction and flat out lies by the saleswomen. Once you are in your new home you're on your own. They won't answer emails, phone calls or anything. It's been six months since closing and they still haven't finished our grading for the yard yet. When you ask questions, they just don't reply. I've bought five homes in my lifetime and this has been a nightmare.

Wasted my time & credit with waiting on a response. 48 hours as posted on site - nope. Try 72 hours. They say one thing & do another when it comes to score. Could have went with someone else since they are incompetent & have no clue at what they are doing. I should have listened to the consistent reviews. Seems to me that they want to get you signed up for a credit program to drain more money from you. Why would I pay off an old debt 5 years old that has been written off and the company has no record of it even if I wanted to pay. Add DR Horton & DHI to the growing list of companies I refuse to do business with as well as ** & ** as individuals you should stay away from when it comes to doing business.

Not using my real name as we are currently still building. So far horrible experience. Our home was poured weeks ago, started when promised then nothing... We see other homes poured, then framed, then drywalled, painted.... They build their specs first, not caring if your home sits untouched for days on end. I have seen exact styles of our house started after ours, pass ours in build. I drive by enough that have seen Stretches of 3-4 days with no one touching ours, meanwhile you will see 5+ workers at the specs. Will update my complaints as I see them. Because so far that's all I have. Build is in Arizona.

Houses are made of poor quality, they look good from the outside. STAY AWAY FROM DR HORTON IF YOU KNOW WHAT'S GOOD FOR YOU. They will also tell you what you want to hear like "oh that's no problem, we will have that fixed" or you got warranty so they will do this. Too many complaints to list all of them here but their Houston office is a disaster. $450,000 home I had built and it has unbelievably bad craftsmanship. Driveway cracked three times and repaired and replacing it again. Corner foundation already cracked after 7 months. Doors won't shut. Garage doors have huge gaps between doors and frame. Yard is a disaster, won't drain, extremely rough and I paid to have entire 1/2 acre sodded. They are redoing about a third of the yards in my neighborhood, same with driveways. It's not just me. Every single neighbor I've spoken to is furious with DR Horton. DO NOT BUY A DR HORTON HOME!!!!! You have been warned. Avoid the Mostyn Manor homes for sure. Plus, no one is held responsible and subcontractors don't speak English. They hire the cheapest labor around from my experience.

I had very bad experiance with DR Horton warranty. Guy came for 11th month warranty check in Feb. This is June and they didn't fix 11 warranty issues. Now, they are saying this is not covered statements. These guys suck. Don't ever try to go with DR HORTON. I referred 3 of my friends - no one is happy. Try to avoid this company. My next house, other than DR Horton.

We built a DR Horton home on a cul-de-sac and the lot is sloped so I expressed my concern before even signing the purchase contract about potential drainage issues. We have had nothing but water problems. They have installed close to 400 ft. of French drain to carry the water away, but there are still areas in the yard that feel like a mattress.
There are drain pipes that take the water to the road, and there is a permanent flow of water into the street and along the curbs of everyone on one side of the cul de sac. DR Horton keep telling us that it will dry up and it is just a result of a rainy winter. We think they hit a spring when they built the house. Their landscaping contractor is not competent to fix the issue. DR Horton said they are responsible for re-directing the water away from the property and to the street. They seem to think having running water creating green slime and algae is the permanent solution... They are reducing the property values of everyone with the constant running water in front of their houses.

We built our house and closed 18 months ago and have had nothing but problems with this builder! The company didn't care about our needs or concerns prior to closing, and they definitely haven't since. Getting them to repair warranty items, per our contract, has been like pulling teeth. If I could go back in time I NEVER would have done business with this company! Oh, and good luck getting a hold of anyone "higher-up" or from their "corporate" office. Regretful!

We recently purchased a home with DR Horton. We picked out our lot, home and all of the interiors. Since our final inspection on the home, the service has been HORRIBLE!! I would stay away from doing any business with DR Horton! They do not respect their customers whatsoever. The price you pay for their homes you would think they would respect you. When we had our final inspection, they gave us a whole 30 minutes to do this before you have to rush to your closing, giving you no time to find issues in the home. Before we even closed on the home, we mentioned having our backyard fixed because when it rains it floods. They said they could not fix it but we could email the warranty company after closing.
We have now emailed the warranty company about 10 times with over 20 pictures of our flooded yard letting them know. They have yet to do anything about this and we have been living here for 6 months. Do not count on them to fix a thing. This is now going to cost us thousands of dollars out of our pockets to have a drain installed. They also planted a dead tree in our backyard from day 1. I was recently told by the warranty company to "Scratch" the tree to see if this is alive. Wondering why they would ever tell someone to do this, I did and send pictures again of the dead tree. They proceeded to tell me, "Well this is not a warranty item." Why in the world would you have me scratch the damn tree then. My entire cul-de-sac is very unhappy with DR Horton. They have the worse service I have ever experienced. Save yourself a headache and go with a different builder even if you have to pay a bit more. IT IS NOT WORTH THE TROUBLE!!!

We haven't closed yet. After confirming several times that we will close as per contract, I mentioned to the sales person, everyone told me DR Horton never close on time. She assured me they have put processes in place and we will close as agreed. Less than 30 days prior to closing, I was told DR Horton needs another 40 days. We already sold our house. Then come the blame game. No one takes any responsibility and accountability. District supervisor always "too busy" to call and work things out. Am I the customer or he? Ordered wrong size cabinets - we cannot wait to reorder, will take at least another 5 weeks - we already sold our house and with our backs against the wall. Quality... already had to replace part of drive way, not even 3 weeks old and cracked, back patio cracked, outer walls not level - when asked, I was answered it's builders standard??? Supposed to grade the yard... water dams up against foundation, didn't grade yard correctly. Not just dealing with bad quality, also the worst customer experience ever. Once they have your deposit you're stuck with them and they know it. Has been waiting for more than 2 weeks for district supervisor to call back... Still waiting.

D R Horton representative are masters at manipulation. They will tell you what you want to hear but do not follow through with anything. We were misled for 12 months while our home was being built. There was excuse after excuse as to why there were continued delays - they will blame it on the weather, the industry, shortage of materials and labor crews - you name it, they will come up with it.
We gave the onsite building supervisor merchandise valued over $2000 just so he would stay on top of the building of our home and get it done on time. It was out of complete desperation we did this but we wanted our home done. Shame on him for accepting this. He should have told us it's his job to get our home done and done correctly, not take advantage of our desperate state. Proceed with caution before contracting a home with this company. Whatever they tell you to get the earnest money check, is very probably a bold-faced lie.

Since before we closed, we had issues. Which some were partially resolved. The list is too long to list them all but we had three roof leaks, water line come loose in attic from "not crimped PEKs connecting flooding the attic running into walls. Gas leak due to loose connect - never tighten. Cracked cement, post tension slab that was never hydraulically pulled to preload tension. Cosmetically, the whole house inside and out sucks. NO Quality! Not even low quality. Nobody cares, not DR Horton's supervisors, not the contractors, nor the subs.
Their ONLY objective is to close on the house by any means necessary. Rain or shine. Did I mention they poured my slab in the rain and the anchor bolts in the slab did not line up with the wall plate? Yes! They attempted to rush installation of the drywall thinking I was unaware of this. I called them out on it and literally had to threaten to walk out the deal before they installed Hilti bolts to hold the wall down. Oh and the building inspector! What building inspector! I guess you can buy anything you need today.

We are in a two year old house that we had built by DR Horton. The sheetrock is cracking, the doors don't close, the tile in the bathroom is cracking. There is a crack in the foundation all the way through the house. Not to mention water leaks. DR Horton came the first time and measured the slab, said it was within tolerance and fixed defects. Well things have gotten worse. Cracks are back. Driveway separated from garage floor and more water leaks all from a defective slab. I would like to know how to force DR Horton to buy this home back.

After picking out a lot and signing the contract, I find out weeks later that they had sold my lot to someone else. I almost cancelled but I liked the location of the subdivision in town. They rushed the completion of my home by almost 2 months to close by year end, forcing me to move during the Holidays and it looked rushed. The day after I moved in, the roof blew off and they didn't want to fix it, telling me to call my insurance company. The asphalt shingles that blew off scratched my windows which they did nothing about. The interior paint is uneven and noticeable, the person who did the sealer around the sinks and tub either didn't know what he was doing or was drunk. There is paint spilled all over my concrete front porch and I was told it would wash off in 6 months, Ha.
Many of the warranty items are incomplete or ignored. It is impossible to walk from the front of the house to the back without twisting an ankle because it is so steep and all the rock they put down rolled down the hill against the fence. To get a decent walk to the backyard will run me about $3000.00 according to estimates. There is the cracked foundation and other things. I could go on but I need to make dinner for my kids. Good luck if you buy, but know there is a lack of accountability with this company.

My DR Horton home has flooded through the ceilings in three separate places at three separate times within a month. I do not have time nor the patience to mess with Dr Horton. No telling what else lurks behind these walls. It was too late to file a lawsuit when I see the drones of illegal workers rolling up working on my home. But, now that I have the issues you better believe it's on. Do not buy. I have black mold from the flooding. Once I asked for all inspection reports and permits I have not heard from anyone including the Mayor that came to my home to view the issues I have. No matching kitchen granite, water drenched wooden floors, two ceiling issues from leaks, open laundry room wall with black mold. They tried to scrape off before I stopped them. Water warped base boards in bathroom, laundry room, and hallway, scraped kitchen floors because of appliance delivery eight days after closing, nails through ceiling sheet rock. The list could go on and on.

Though it's been a lengthy process, our new home near Burleson, TX is near completion. It has been a terrific experience. Our saleslady, Krystal, kept us informed throughout the process, and was patient when we made change orders. Heck, we even changed lots. Our building supervisor, Joel, has been a real pleasure to work with. As a matter of fact, there was an error in the brickwork that was a little upsetting. He immediately had it re-done. Perfect. A thoroughly enjoyable experience, certain sure!

Had a unbelievable horrible experience which we will never buy from them ever again. Too much to write but to sum it up, our house from December 2013 to March 2014 leak damage in our garage from holes in the shingles. They patch up the roof hole but still need to fix sheetrock. My family member knows about building houses. He says it looks like nails are coming out of the wood in the ceiling. There is a bubble forming. Also when talking to our builder about issues, he just gave blame to someone else and gave attitude. Not efficient not Professional so I will never recommend this company to anyone I care for. Too much BS and Stress working with people that don't care. To top it off, our whole street all have had delay and problems with the house. Builder's name was Sam.

Two month ago I bought my first ever dream home from D.R. Horton in Bothell Area. My home is a road side home and it is so much noisy that I can't work, sleep or do anything in there. I can't believe D.R. Horton did no noise reducing arrangement in home, like better dry walls, double Windows etc. It is so much of horrible experience I am going thru right now. It is very difficult to explain. When I bought this home, I raised this concerned to D.R. Horton agent as well but she said company nothing does to reduce noise. Now I am bound to put extra money myself to do such arrangements. I hope other consumers understand that D.R. Horton does not care about their customers. Thanks.

I am writing as an ex-tenant of this townhouse. I lived there for one year from February 2013 until February 28, 2014. Issues are result of construction and maintenance by owner. Unit looks very nice when viewing but many items were trying: 1-garage extremely narrow - barely fit my sports car into it; 2-drawers in kitchen not to standards as are 17.5" deep instead of normal of 22" or so; 3-water pipes from upstairs travel down middle of house creating tons of noise when washer running; 4-attractive halls were too narrow to allow ease of moving furniture. Just a few examples noted by a tenant. Biggest problem turned out to be AC units (2) one outside, one in attic. One in attic has a water pan that lends itself to rust and black mold. Proper yearly maintenance may have caught this, hard to say.
In September of 2013 noticed some structural shifts around baseboards, then month later shifted back. Caused smoke detectors (2) to go off simultaneously. I have no answers to these things only that I did not enjoy living there and now landlord is blaming me and will not return my security deposit. Plus I was ill and so were my four cats, one did die from respiratory failure in February 2014. Much of this is hindsight once moving out. It did not help that landlord not too bright, was uncommunicative and had a mouth and attitude and would not listen or respond. Don't know if after only about 8 years things like toilet tanks splitting (installed seconds?), rusted chains and sink holes in patio are normal or not. But they were an irritation so just mentioning. So nice to have a place to speak my mind. Also these are frame stucco construction - not a good choice. Photos available but not attached.

During the loan process, they incentivize you to use their lender at DHI mortgage and offered $7500 toward closing costs. They REQUIRE you to use their lender to get to approval even though you may ultimately use an alternate lender. Luckily, we simultaneously went ahead and applied with our big-bank lender we have used in the past. Because..a couple of months before the house was due to be completed, DH Horton said -- "oh by the way, we now need 30% down!!" (Instead of the usual 20%). Beware.

The sales lady we dealt with was very helpful in helping us choose a lot to sending us pictures of our homes during the building process since we lived in California and the home was being built in Florida. We signed the contract in June 2013. DR Horton got the building permit back (4) weeks early so instead of the end of January for closing we figured maybe mid-December. We ended up closing the last day of December. Thankfully our sales lady kept pressuring the assistant construction manager or the home would not have been done by end of December. Problems started close to our closing date. When our shutter company representative came on site to measure for the shutters, he found almost every window in the home out of square. With that said there was no way the shutters were going to fit unless the windows were squared.
I contacted the assistant building manager. He said he would have to take a look at the windows which is something he should have done in the first place but no it took someone else to point out the mistake. This caused a significant delay (approximately 4-5 weeks) in measuring, building and installing the shutters. After all the work done to square the windows we still have (2) out of square. This caused these two window shutters to be approximately 1/4" out. Several bi-folding doors were out of alignment which again the assistant building manager said he would take care of. He had one adjusted but not the others. We had one bedroom wall that wasn't even painted. The home was filthy when we moved in, we were told it had been cleaned twice, dust all over the tile floors, drywall residue on the carpets in almost all the bedrooms. Toilets not flushing properly. Come to find out there was building material in the sewer line which they had to remove.
Upgraded cabinets in the kitchen has the top molding pieced in, tacky...... tacky...... tacky. We were promised a touch up paint kit which we never have seen after asking about it (4) times. Before retiring I was in facility/project management for more than 30 years and one of my last positions I was responsible for almost 900,000 square feet of office, data centers, and warehousing. This assistant building manager, whom I just found out has resigned to take another job out of state, thank god, had one development to manage. He had no business beginning put in this position which I fault the builder. He or the builder care more about building spec homes instead of focusing on homes sold to complete in a timely manner. Don't get me wrong, we like our home. It's not a custom built home and with any tract home it has its issues. My issue was with the assistant building manager. He was way in over his head and he made sure the residents in the development knew it.

Home built in 2006 and stucco is cracking, bulking and eventually will start to fall off. In danger of water intrusion and mold forming. I contacted them several time and they refuse to repair.

DR Horton homes on the face of it seem a good company to deal with but under the surface all they care about is gaining your money. The quality of my newly built home is fair (missing phone line, rain water ingress, paint work, that sort of thing). The main problem is with their salesmen namely Adam ** who sold me my home, gained my trust through lies he told to me! To cut a long story short, I ended up with a villa (Cypress Pointe Villa) that was lower spec than I was led to believe proof of which I have in emails he sent me. James ** is another home salesman who worked along side with ** and in my view is no better - stay clear of these two salesmen at all costs. Do not deal with them!

We have had nothing but trouble with our house since we bought it new in April 2012: Carpet pulling up; Air Conditioner and heater do not heat or cool properly. Most doors will not stay latched; Cracks in the ceiling; Cracks in the foundation; Windows have air drafts around them; Paint on walls is very thin and poorly painted. Roof shingles lifting; Most walls in house are bowed. The list goes on and on. Some problems were fixed. Some still not. We had to threaten with a Lawyer. That helped some. This is the biggest hunk of junk I have ever lived in. We moved here to retire and made the mistake of buying a DR Horton house. Most people that work for them do not care about customer service. Once they get your money... forget them helping fix things. I wish we could sell our house.

I bought my first DR Horton back in 2007 and owned it for 2 years. During that time the only repair issues we had were things that you would expect from settling. That being said... I hired a home inspector to go through the property prior to closing and supplied a whole list of things for them to fix. It seems to me reading others reviews that a lot of the complaints are for things that a licensed home inspector should be finding and it's a lot easier to get the stuff fixed when they have to do it in order to get paid! Interestingly enough, I'm actually in the process of buying my 2nd Horton home, although both have been specs, so I know nothing about how they are to work with from the ground up.

Contract on new home failed due to DR Horton's representative (Leslie **). Four times did not read the Site Plan correctly of which we wanted home to face north & south. Leslie delayed the outcome of contract, until there were no more north & south lots available. She sent us two different contracts, with the wrong lots. Then the 3rd and 4th time she had right north & south lots, but told us we could not have a patio, due to size of lot. She told us that the prices of homes were going up 2/1/2014 $5,000. The delays by Leslie ** with the lot situation caused us to lose the home with all the add on we had. She said there was other properties, but same home was a higher price.
