    If you're thinking of doing business with Keller Williams Or agent Kelly **, I strongly urge you to check their BBB profile first. 👉 They’re not even BBB accredited after 27+ years in business, and they hold less than a 2-star rating. That speaks volumes. And now, they’re finally getting exposed. On August 15, I went under contract on a property listed by Kelly. I assigned it to a buyer (New Western) and had earnest money wired on time. That same morning, I was in direct communication with Kelly asking basic due diligence questions. I never canceled, and she never brought up any issue. But minutes after submitting the signed assignment contract — showing my $30,000 wholesale fee clearly illegally disclosed by Kelly **'s own preferred Chicago Title company, (not to mention the seller was her husband. Dual interest is involved, I had no representation.

    Not once did she even try and contact my buyer's agent Gabriela. Excluded her commission, and left me completely unrepresented. I was blindsided with a sudden termination. No warning. No opportunity to cure despite The title company (Chicago Title), preferred by Kelly and her husband (the seller), delayed confirming receipt of the wire for almost 2 hours, citing a bogus "$50 discrepancy." which was Option Fee that is always sent in at same time of Earnest Money.

    Meanwhile, the buyer I assigned the deal to was somehow told by Kelly or her husband the seller that they were cancelling due to default on Earnest Money before I or title were even informed. All this was within minutes of each other. The New Western buyer even verbally confirmed the other New Western Agent whom I was in contact with the night prior about Earnest Money was gathering information to deal poach. Well come to find out, the very next morning Kelly and her husband (the seller) were contacted by that very same New Western Agent with a higher better deal, because he knew exactly what price I was under contract, as I had assigned this deal to his colleague the night before.

    All licensed New Western agents have access to internal systems including the price the Assignor had under contract with underlying executed agreement with seller. Including my earnest money window, inspection period window, and closing date. Oh the irony. That New Western Agent then allegedly reach out to Kelly and her husband (the seller) on the morning of August 20th informing them of my apparent "lapse" in earnest money deadline.

    Kelly then continued to gaslight me on technicalities. If this were really about a technicality, she would have terminated the agreement on Monday, August 18th at 5PM. My $30,000 Commission on this deal was clearly the problem. It's not my problem Kelly and her husband (the seller) let it go at $105,000 while also still volunteering to cover closing costs, but only if it specifically was "Chicago Title." It is now clear Kelly's very own title company leaked my Assignment Fee within minutes of them finding out. This is not only illegal, this is dangerous to the public with how far depths they were willing to defend their lies and deception.

    Later, Kelly tried to justify it by saying she “assumed I was canceling” because I asked about soil or HOA questions. That’s gaslighting, plain and simple. This wasn't miscommunication. It was intentional sabotage. I performed in good faith. They didn’t. I’ve filed complaints with TREC, the Texas Attorney General, and the BBB, and will continue escalating this. This deal involved at least 4–5 licensed agents, a shady title company, and clear financial motive once my assignment fee was leaked. It wasn’t sloppy, it was calculated. And now they’re caught. Kelly ** and her broker should lose their licenses. I’m reporting them for tortious interference, fraud, misrepresentation, and collusion to law enforcement and regulatory authorities.

    I wish I could give zero stars, or half a star, but it is what it is. She is by far the WORST realtor I’ve ever had to work with, and I’ve bought and sold three homes. She was the buyers agent for the sale of our recent home. She created the most contentious and unpleasant experience I’ve ever had between myself and the buyers she represented. Amanda did NOT represent her buyers, she represented herself and her greed from the commission she was going to receive from the sale.

    She often went rogue, and did things on her own accord UNBEKNOWNST to the buyers. She frequently LIED AND MANIPULATED to try and get her way with us through the process, and would frequently make things up or try to add things that had no merit to the contract, or just flat out say we agreed to things when we actually didn’t. She was overly pushy, and just generally an unpleasant person. We almost walked away 3 times during this process and just put it back on the market because the process from day one was completely unprofessional on her part.

    She called my realtor and asked if we’d accept a contingent. We said no. She sent it anyway and then was pushy for us to sign.. PROMISING that their home would be on the market within two days. It wasn’t. We countered saying we’d sign if they had their home on the market within 3 days, and then under contract within two weeks. Not only did my realtor have to REMIND her of their final day to get their home listed, she ARGUED and got nasty with us about the date- that is clearly stated in the contract. They had it on the market late that evening with no photos. Then they were unable to get it under contract so we were wanting to walk away. They finally got it last minute supposedly.

    Before they even had their home under contract, they did their inspection. This realtor tried to ask for things that were NOT wrong with the house, and weren’t even listed in the inspection, and then throwing a fit and AGAIN getting nasty with us because we were not willing to come down on price, nor give them a ridiculous concession for things not even in the inspection. (It was a relatively clean inspection.. normal wear and tear on the home- we loved this home and up kept it meticulously)..

    Moving on to later dates of securing funding. Amanda PREMATURELY told us that the buyers were unable to secure funding, but again manipulated and “promised” that it would be taken care of within a day, two days. It wasn’t. They were unable to secure funding so we were wanting to cancel and put our home back on the market. She held us CONTRACTUALLY HOSTAGE until the closing date listed on the contract (two weeks left to closing- buyers were denied funding), and said she was going to fight us for the earnest money. We have already extended this contract once for them, mind you. Then she tried to pressure us, guilt us, manipulate us into considering seller financing- which we were absolutely NOT going to consider. She went back to her buyers (and the seller agent for the buyers home) saying that we were “unwilling to work with the [buyers] and are just out for the earnest money.”

    Thankfully, my agent had the amazing professional skills and know-how (unlike Amanda) and called the other agent working with our buyers, and multiple lenders, hoping to see what was going on. Long story short, Amanda shared that prematurely and almost lost the sale, not to mention demonstrated extremely bad business. It was a hiccup, and they were already considering other financing. They asked for an extension, which we were going to give as long as they signed their earnest money to us (because according to Amanda they were going to fight us for it if it didn’t work out… which is bad business. She said they weren’t going to sign the release.) She said she was not going to let them sign that, and wanted a 5 day extension. We said yes, and were very clear that we were completely done after this. (Two months have gone by since signing a contract.)

    Moving on to the DAY BEFORE CLOSING. The buyers have sold their home, signed papers. Amanda never scheduled a final walk through, but somehow still found herself on my property the evening before closing (which is TRESSPASSING, mind you..) and proceeded to tell us * alllll* the things we “had” to fix same day. (She knows we moved out of state, as the house was vacant prior to them sending a contract)

    None of these things were agreed upon in the contract, nor in the inspection, but she said- and I quote as I have screenshots- that we could “just give her some cash if we didn’t want to come do it”. She is referencing a working garage fridge, an outdoor fan, and a shoe rack - apparently things so egregious that her buyers won’t accept, even though they were set to move in in 2 days, and are now technically houseless because they’ve sold their primary home.

    This agent fails to serve her buyers in a productive way. She is completely unprofessional, she lies, manipulates and is generally unpleasant to work with. My agent had to continuously remind her of crucial dates and deadlines because she is incapable of keeping them on her own. As a buyer, beware because I will be sharing this in all places I can think of. If you’re a seller and you see her name as a listing agent or buyers agent- beware. She’s a sleezy and terrible realtor, and is one of the realtors that give upstanding realtors a bad name. She’s clearly only in it to get your money, in any way possible… even if that means having other people do her job and coasting on the profits. I will be looking into filing a formal complaint with the Colorado board because this agent is completely incompetent, unethical, and just generally an unpleasant person.

    I believe the following broker works for Keller Williams as she advertised. **, Principal Broker, Sherrill Property Group, LLC; 703-615-3033 Office/Cell Office Address - 5988 Kingstowne Towne Center, Alexandria, VA 22315 License: DC - ** l MD - ** l VA – **, displayed unethical and suspicious conduct when she was dealing with me and my husband (the customer) initially. She was unresponsive, and evasive like our interest in the property did not matter. We constantly called and texted her for days to set up a showing. She told us she was supposedly out of town and her counterpart ** showed us the property, for which ** did not properly disclose all necessary information like the application fee etc., in the advertisement.

    ** spontaneously informed us that we were the first ones to see the property. ** never intended to rent this property to us, and wasted our time by also providing us an address to come see her at her office to provide her with the application, which is unusual. However, I asked ** (since she was supposedly out of town like she mentioned), who would receive me when I arrived with the application, but she never answered or confirmed anything. When I arrived to the location, it was a school named Aspire Realtor School. I emailed and called ** from the parking lot after I left this location, but ** never answered.

    In my email I asked ** again if she would be the one to receive me, and what is the office number etc., or to please explain what office or where to go once I get in the building. Additionally, I told ** that since she did not respond to my email I would appreciate it if she could at least respond by letting us know, if she would be willing for us to still come on Monday with the application and find our way to her office at the address she provided us. I also told ** we were ready to provide all the necessary documentation (despite her vague application) and looking forward to the elected tenants. We were willing to send her the documents via secure means, which is the common way, but she did not provide us with that option. She neither answered us to let us know if we could come right back or over the weekend since it was already Friday.

    However, ** never gave us the professional courtesy to respond as which would have been appropriate. We decided to call the school that was listed for the address she provided us today Monday 11 August 2025, and ** herself answered the phone and told my husband that she rented the property over the weekend. ** deliberately ignored us, did not answer, or give us any professional courtesy, did not provide all pertinent information, and wasted our professional and personal time. Her treatment to us was far from the basic fiduciary relationship or actions she should abide by. Especially if she is teaching or running this school.

    I believe ** did not care to rent to us from the start only because we are black and or she already had someone in mind other than us. As I mentioned, we confirmed with her counterpart ** that we were the first to see the property and wanted to rent the place. As a highly qualified, highly financially stable, intelligently well spoken, professionals, and educated family of two, with an unparalleled history of excellent homeowners and tenants from mid to expensive homes, this is unfair, an insult, and a deliberate indifference to us.

    It is also an insult and unfair treatment to any customers, and this behavior is unethical and unacceptable. **'s behavior is a terrible example for the students if she is instructing them based on her own personal interpretation. We have never experienced these types of irresponsible and unfair actions and attitudes and lack to follow the basic rules of the real estate business and ethics. This matter should be investigated, and I am willing to provide the record of emails and calls she did not respond to, and to see why she supposedly rented the property over the weekend without notifying us when she new we were the first customers to see it and had completed the application but she wouldn't confirm who to give application to. Although she says the property is rented, it is still listed on Refin.com as of date.

    Realtors are governed by a strict code of ethics and professional regulations, primarily established by the NAR (National Association of Realtors). This code is to ensure ethical conduct, fair dealings and professionalism within the real estate industry. Mrs. ** has failed to demonstrate honesty, integrity, cooperation with other professionals and respect for clients and the public in compliance with this code and should be investigated and held accountable for these unethical actions.

    My agent did not care about the interest of the seller (me). I told him I wasn’t comfortable with the price and he said I should talk to a lawyer. It seems like he cared more about the buyer since they were wanting to pay cash. I will not recommend this real estate company, and it is a shame that as a Veteran, I felt like I was stuck between a rock and a hard place.

    They did not have my best interest at heart.... Agent continually pressured me into buying something out of my search zone. Agent made promises about booking showings, and lied about it. Agent refused to tell me about listing properties other than what was on the surface. Agent said a house was sold, but it wasn't. They just didn't want to go there. I would post the text transcript, of all this gaslighting, but I feel that would be over the top.... I missed out on 3 homes I would have loved to live in, because of her.

    I’d like to share my experience at an open house hosted by Tracy **. When I arrived, she was the only other person there but offered very little greeting or welcome. I asked if I could take a short video of the property for my husband, who was working out of town, and she declined, saying it was “against Ontario real estate law.” After discussing this with my husband (a lawyer) and other real estate professionals, my understanding is that there is no such law.

    During the visit, her manner came across as blunt and dismissive, and I did not feel like a valued prospective buyer. Although I didn’t comment at the time, she later approached me to apologize for being rude, which indicated to me that she was aware her conduct could have been more professional. She also offered a different reason for refusing the video, stating that some homes had been robbed after videos were taken. I was left questioning whether the same explanation would have been given if I were not a person of colour. This experience discouraged me from pursuing a home I had seriously considered. In my opinion, this did a disservice to the seller and fell short of the professionalism and courtesy expected from a licensed real estate agent in Ontario. I believe this type of behaviour needs to be called out.

    Horrible Company!!! My Agent Isaiah lied to me about the house I was buying. Said the roof was good, cost me $8000.00 for a new one. All the plumbing fixtures appeared to be new but he never turned the water on to check everything. When I moved in, turned on the water supply, everything leaked. $6000.00 for new plumbing! Moved in in January. He promised me and HVAC system, never happened. We were freezing in the house until I could buy one!!! ASKED FOR AN INSPECTION 3 TIMES!!! Never happened!! Said he OVERLOOKED IT!!!! I have mice and rats I am dealing with now!!!

    Wrote and complained to the South Carolina Board of Realtors and after a year got a letter from them yesterday stating that they were sent a letter of discipline. Meanwhile I'm out around $20,000.00 and counting!!!! NOT A SINGLE PENNY TO HELP ME OUT!!!! WHAT A CROCK OF SHIT!!!! STAY AWAY FROM THESE PEOPLE!!!!

    Before finding Dona ** my husband and I spoke with 3 different agents at 3 different real estate offices in the area. The main reasons we went with Dona was she answered the phone on the weekend the first time we called before meeting us. She took the time needed to find out exactly what we were looking for and the areas we wanted to live and once she had this information, she was looking diligently. If it wasn't for Dona I wouldn't be sitting in my dream home writing this review. Words can't express how grateful we are for her. During the home buying process, we also got to work with her husband Sam, these two make an amazing team with years of experience. If you want someone who won't let you down with great work ethics, you can't go wrong with Dona and Sam **.

    Our next door neighbor is selling their house and Blake and Sophie ** are the KW agents for the listing. We are the next door neighbor and KW is depicting part of our property as the neighbors. I called Sophie to ask her to take down the photo that shows our property and she refused and then hung up on me. Not only is this deceptive marketing by using something that belongs to another person without their permission, she lacks professionalism. Do yourself a favor and do not use this team for listing your home.

    My experience with Keller Williams Realty has been incredibly frustrating and disappointing. I’ve worked with a number of agents over the years, but the level of unprofessionalism, incompetence, and lack of accountability I encountered here was unmatched. I initially worked with Jerrise Spencer on the purchase of my home and reached out to her again to assist with the sale. Unfortunately, both experiences exposed how poorly trained and ill-prepared some of these agents are. The first offer I received for my home came from another Keller Williams agent—Stephanie Ofordire—someone neither I nor Jerrise had ever heard of, and for good reason.

    Stephanie is an inexperienced and uninformed agent who clearly lacked the knowledge of the local market and did no due diligence prior to submitting an offer on my home. She attempted to use NACA financing without being a qualified NACA agent, misrepresented her understanding of the program, and ultimately failed to secure funding. Instead of taking responsibility, she tried to blame the fallout on me. It’s worth noting: the only home she has sold in the last five years was to herself. On the other side, my agent Jerrise was unaware of recent changes to real estate guidelines regarding Earnest Money Deposit (EMD) releases, which resulted in multiple trips to court, legal fees, and unnecessary stress on my part.

    In addition to this, I observed that several Keller Williams agents simply do not respond to other agents during contract negotiations, further complicating already fragile deals. There is clearly a lack of oversight, training, and ethics among certain individuals within this brokerage. While I can’t speak for every Keller Williams agent, the fact that I had two extremely poor experiences—on both ends of a real estate transaction—is enough for me to never work with this company again. Buyer and seller beware. If you’re considering working with Keller Williams, do your research and proceed with extreme caution.

    Keegan ** mixed up pictures of an old moldy house with our new house when he listed our home on MLS and other sites, he called us 2 weeks after listing and said we lost a potential buyer because of the old photos. We asked them to be removed but they are still on the listing today after 40 days. This is confusing viewers over 600 and no showings. We were dissatisfied after a couple of chances to strategize but had no other strategy and we wanted to cancel contract as we are not ready to just lower the price and believe that a month not listed could actually start us with the clean slate that we were hoping for with the bad photos removed but he doesn't seem interested in taking the listing down for a cooling period and if we cancel he says we will owe him $5k for the work he's done so far which he never mentioned prior and it isn't in the contract and also his 3% if it sells within the contract period (we understand this one).     I signed an exclusive agent contract only for 3 months. Agent did not go thru the contract with me. She never said that I will have to take her to the first visit a make with a new house builder. In a 3way phone conversation with builder Agent and myself she dare to say that she told me that I have to take her to my first visit I see a new built house which she never told me so. She told me all I have to do is to provide the builder Agent with her name and telephone number which I did. Now I have to wait until the contract expires to close on a deal because I don't want to reward a dishonest Agent that does not perform her duties in a complete honest way. I am not mentioning her name but I have it available per individual request. She is a Keller Williams agent.

    Criminals! Stealing things out of houses they are selling. Under the guise of cleaning and prepping they take stuff and because you signed with them they think they are above getting caught. Some people have cameras and some people have y'all caught.

    I live in Boca, and found a house for rent in Boca, sign was for Donna at KW. Was very excited to find something close to where I was, so my daughter can finish her school. Did everything they asked in a fast manner, felt like I was jumping through hoops since they were asking for things I’ve never had a homeowner ask for. But I did what was needed, from my bank account, to renters insurance, and etc. Got approved and then was told my renters insurance was fake. Which I felt very offended, since I got it from Allstate, now remind you I already had lease in hand waiting for keys, I was dealing with the assistant, which she was wonderful, Amanda. Then 2 days before moving in I’m finding out they want me to pay the year for renters insurance and I said, "No, I’m paying monthly" and that was done and they approved it before lease was signed. Then a couple hours later I got the call from the realtor Donna and her assistant.

    Well long story short the realtor was so rude to me, I actually was in tears, she told me she would not rent her own home to me if I couldn’t pay $284, meaning I’m broke and that means I wouldn’t be able to pay my rent and if I don’t pay it, I will not get the keys. Then I stated, "I never said I couldn’t afford to pay the rent," I wanted to know why if I signed the lease, what else are they going to ask for since they already took my money, and I had a move in date 2 days before this phone call. She tells me, "It’s not my fault you have a fear that you're being scammed."

    I’ve never felt so belittled, I was so happy my kids didn’t hear this woman say these things and wonder if she would of said these things to my face. And her final words were, "There is no such thing as paying rental insurance monthly, pay for the year or you don’t get the keys." So of course I paid it, in fear of being homeless and broke. I wish I could do something, so this woman could never treat anyone that way ever again. I was in tears for hours. Being the head of house and taking care of my kids, always doing the right thing and treating people with respect, I’m still in shock on how I was treated. Also I should say she also was threatening her assistant that she was going to fire her because the young lady was dealing with me. And trying to do the right thing.

    I had the best experience in finding a place, I call home, it was my last option, but my realtor Torri **, was very professional, took her time showing me the property, to my satisfaction, I love the property so much, I dreamt the whole time about it, got my decision within days, communication was very good, now, I've been in my property for a week, I couldn't be more happy, Thank You Torri ** & Keller Williams Realty, for making my dreams come true.

    Highly dissatisfied with this real estate company. DO NOT hire this company to sell your home or assist you in finding your new residence. This company is out for themselves and not you. They sold my home and never assisted me in finding a new place. They never asked me how I wanted to sell my home; example if I wanted to sell "as is" or "contingent". They pressured me and intimidated me into selling my home. They kept on telling me, we will find you somewhere to live. Now my house sale is closing on January 9, 2025 and I still have nowhere to live. They will get their money. That is all they were doing. They were out for themselves ONLY.

    My two expensive and rare DS games were stolen during an open house. The guy doesn't give a care in the world that I'm out $400. Lock up everything you don't want stolen. Sucks to lose valuable items to thieves.

    I rented a house from them for 2 years, cleaned up around the house and when I moved out they claimed it wasn't cleaned up. Also the one toilet leaked when I wasn't home so I had a 700 dollar water bill. Claimed it's my fault their stuff didn't work. Would not recommend anyone to them. They don't care about you as long as you just pay them.

    A realtor is more than just the person who helps you buy/sell a house and this is what we learned from Shahla **, a realtor for Keller Williams. An amazing young lady who works from the heart and a person that never shies from hard work! We have now had the pleasure of selling and buying couple homes with Shahla and I cannot recommend her expertise & integrity enough! She is trustable, efficient in work processes, proactive, understands the market and is an outstanding communicator. Also, she knows how to go from a realtor, advocate, highly knowledgeable negotiator, to our very own therapist! We jumped hurdles and fought battles to reach where we are today and Shahla's problem solving and professionalism shined in each step as we closed on our new home!     Very unsatisfied with Sanjog ** a realtor at Keller Williams through my home purchase. He was unprofessional, had a bad temper and didn’t care to advocate for us as clients. Very disappointed with the outcome.

    I don't even remember how I found Zach ** with Keller Williams. I know that we had found 2 perfect homes he completely failed to get me in. Then he finds a home, that someone from his part of town was trying to sell (not sure if it was just a coincidence). It was the total opposite of anything I wanted, but he got it for me for less than the appraisal. He had me convinced it would sell with a little work. I have been trapped in this nightmare area now for 2 years. KW doesn't care about you.

    Dominick **, real estate representative of THE RUIZ GROUP/KW Bay Area Estates, was hired by me on behalf of 72SOLD on May 31,2023. After a brief one/one meeting I decided to go ahead with this realtor to represent me with the sale of my condo. From a smooth and initial respectful relationship turns out to be the worst nightmare scenario sale. After more or less 20 visits from potential buyers in a 5 months period, no concrete offers. Weeks later as I had 2 buyers in the same week showing a high interest in my property. I decided to contact Dominick for a follow up visit as I didn't have any feedback. To my big surprise when in a phone call conversation on a Thursday I was told by Dominick **" ..I WILL FOLLOW UP NEXT WEEK..." RED FLAG!!!!

    At this point I decided to put a stop on this contract to expire on August 31 2023, by asking to end it on June 3, 2023. Immediately rude and unprofessional real estate Dominick ** did react very negatively stating if one that visited my property decided to buy it he will claim 2/5% of sales commission...till contract expires on August 31 th 2023..." You just want my money Dominick without doing anything to sell it!!! Very sadly I cut him off completely and I did contact the Association of Realtors in San Jose and I was told to report this sad outcome to the Association of Realtors in Sacramento.

    In one word, make sure that you don't follow on a trap like myself by having a careless, unprofessional real estate representative. I lost thousands of dollars in mortgage and HOA monthly fees. On a scale from 1 to 10 I will give Dominick ** 2 mines.... I will post this on all possible sites. Lucky as one door closes another one opens....and my condo was sold in 5 days after August 31th 2024.

    Avoid Fabiola ** at Forza Real Estate – Untrustworthy and Biased Realtor. Working with Fabiola ** from Forza Real Estate was a nightmare from start to finish. She never had our best interests in mind and constantly pressured us to buy a Highland Home simply because her husband works there. It was obvious her priority was making extra money for her family, not helping us find the right home. When we raised concerns or asked questions during the buying process, Fabiola made us feel like we were being unreasonable. She never supported us and sided with the builder every single time, prioritizing her relationship with them over us as her clients. We had to negotiate everything ourselves—she was no help at all.

    Even when it came to selling our home, she tried to list it way below market value so she could sell it quickly and brag about closing in less than a week. Her focus was on making a fast sale, not getting us the best price. When we refused her lowball strategy, she went as far as threatening to cancel our contract, forcing us to either comply or find a new realtor and pay higher commissions.

    Fabiola is dishonest and manipulative, bringing in false information from the builder and constantly pushing us to buy a Highland Home, even when we clearly didn’t want to. Anything we shared with her was immediately relayed back to the builder, destroying our ability to negotiate fairly. If you’re considering working with Fabiola ** or Forza Real Estate, stay far away. She’s unethical, biased, and will not represent your interests. She’ll only protect the builder and her own profits. We had a terrible experience, and I wouldn’t wish it on anyone else. Avoid at all costs!

    I never signed a lease. I viewed an apartment and requested pest control service the unit. The realtor Anthony ** wanted to meet at a different location to receive the security deposit so I was not able to inspect the unit again before giving him the security deposit believing pest control was done in good faith as he promised. I met the realtor at the unit to sign the lease and found a live Roach. He told me he would send pest control and a cleaning team to take care of it. I asked for the work order or photos to show that pest control came. He refused. I requested my deposit back and he denied me.
