What is Keller Williams?

Keller Williams is a real estate technology franchise with offices around the world. These independently owned and operated offices often function as brokers for real estate agents helping people buy and sell property. However, the specifics of this arrangement may vary, especially in Keller Williams’ international offices.

You can visit Keller Williams’ website to view property listings, get connected with an office or agent and manage your property search. Keller Williams also has specialty platforms online for listing land and commercial real estate.

How does Keller Williams work?

Keller Williams works with both buyers and sellers, so it operates differently depending on what you’re looking for.

  • Buyers agents assist people looking to purchase property by sharing listings and guiding them through the buying process from start to finish.
  • Listing agents represent the sellers in real estate transactions. These agents make money by taking a commission from the sale of the properties they list.

Behind the scenes, Keller Williams works on a franchise structure where brokers take a split of the commission on sales and agents keep the rest.

Other Keller Williams brands can help with additional needs you may have once you find the right property, like taking out a mortgage (Keller Mortgage), finding homeowners insurance (Keller Covered) or getting a cash offer on your existing house (Keller Offers).

Keller Williams fees

It’s free to browse Keller Williams’ property listings or connect with one of its real estate agents, but actually buying or selling a property with Keller Williams will likely have some direct or indirect costs, depending on how the purchase is structured.

Keller Williams doesn’t share commission rates publicly, and commissions can vary depending on your situation. We recommend you contact the local agent you are interested in working with to learn about their commission rate, and keep in mind that commission is often negotiable.

Still have questions?

Is Keller Williams a good company?

Keller Williams has an extensive network of agents and helpful online tools to make buying or selling property more convenient. However, because each office is independently owned and operated, there may be variations between locations. This could be a positive or negative factor, depending on the offices in your area, so it’s worth checking out what locals have to say before committing yourself to working with a given real estate agent.

This company has agents who are not for the buyer. Please use another agency. I recently had contract to purchase at an Eden house. I used Matilda ** realtor, she was to be a "buyers" agent. That turned out to be a horrible mistake that cost me approximately $2000. The sellers lied about the condition report. They were actively fighting termites. In fact it was eating their foundation. They lied and said they did not have any knowledge of termites or treatments thereof. Lies. Inspector said active termites and I also noticed new supporting beams and a wobbly floor and no doors on the rooms. Can you guess why the foundation was being eaten!

Now as suggested by this realtor I had put in offer for 1000 as she said they had 5 other offers (this was primarily a lie, yes this can be planted by fake buyers or she simply lied, after what happen to me it possible there were no other legitimate buyers anyway). I did pick up some of those things mentions. Got and inspector her confirmed foundation issues and active termites in the joist and treated looked like but was not working well and or the damage was so bad the foundation was almost collapsing!.

When the inspector and a foundation specialist came back with this info of about $50,000 to get the foundation stable "after the termite issue is taken care of", this was not a house listed as a fixer upper, it was market value. Now Instead of going back to the sellers and their agent and stating this was not disclosed on the report and it was active termites and supporting evidence says this was known we want my buyer's money back! Is not this is why you are buyer's agent to look at for my interest as a buyer. You know what she said when I told her the house has termites and active ... she told me right away. "You are not getting your money back." You would think she was working for the seller! She did not try and talk to the sellers or the sellers' realtor to say this was all dishonest! She was adamant I was not going to get my money back. Keep in mind this was a conversation we had and she immediately said this.

I told another realtor about this and she said, "Her only job was to work for you and your interest. She did the opposite. I would sue her and the sellers for false representation and fraud. !!! You should have gotten your money back!" Please do not use this company. It bad karma to do people like this and I hope and believe everyone that list with this agent has the karma of negatively as allowed the sellers to steal my money without a fight. Her representation was with the sellers. I am not sure if there were some greased hands or not but She did the opposite of what a buyer's agent should do for a buyer!.

In general, not all real estate sale agents are the same. Most brokers, like Keller Williams will hire anyone almost regards if they can read or write. Ask about their experience; how many escrows have closed; and any complaints to the local board.

We worked with Kristen ** of Keller Williams Realty Lynchburg on a 2024 home purchase in Appomattox County, VA while relocating from out of state. The property was consistently represented across listing materials, communications, and the inspection report as 4,998 square feet. During the transaction, however, an appraisal reported the home as actually 2,654 square feet—nearly half the advertised size.

We raised concerns about the hazardous conditions flagged during the inspection but not addressed in appraisal, and attempted to withdraw from the purchase. At that point, we were advised in writing, “Should any issue arise at this point that causes a breach of contract, we will have no choice but to pursue legal action for damages.” Based on the information and assurances provided at the time, and under those circumstances, we felt we had no viable option but to proceed with closing.

After closing, we confirmed the home is approximately 2,654 square feet. The discrepancy, along with unresolved condition issues, has significantly impacted the property’s value and our ability to sell without substantial financial loss. This experience highlights the importance of independently verifying all material property details and seeking legal guidance when discrepancies arise. Buyers, especially those relocating or unable to view a property in person, should proceed with caution.

I’m a small builder in Midway Georgia. I hired the Richmond Hill office in Georgia to list two of my homes. These agents are all talk no action. They will tell you anything to get your listing, lie to you to your face and then once they have the listing you never hear from them. My agent told me how she had a full team to do open houses and it’ll be always someone to cover for her. That was a total lie. She’s a housewife doing part-time real estate with no team whatsoever. It was more important to her to go to her kid's baseball games than to take care of the clients for my houses. Now there’s nothing wrong with wanting to go to your kid's baseball games, but I run a business here and I need a professional real estate to sell my homes. After I had enough and had to fire them, they tried to get me to pay them $400 for what they laid out for the listings. Keller Williams is not the place to go.

I'm having an extremely bad experience with one of the Keller Williams agent offices in Mount Clemens Michigan. I was solicited by the owner. Seems like a good guy. After fumbling around with the office and some appointments I got tired of chasing the paperwork and all the situations. This is too many problems right off the beginning. I was only one day or so into the same contrac. They've never been to my condo. Only phone calls. I asked for the agent to release me from the contract. He got aggressive and tried to convince me not to. I let him know that I was pretty much done ready. To let it go because I wasn't going to go through all that hassle I'm going throughout the whole process and who knows what would happen by the closing. I shouldn't have to deal with it. It's not a good match. Let's move on and let it go.

The agent got extremely aggressive and turned into a different type of person. He started threatening me. Threatening any other agent that tried to intervene which nobody did I contacted a different agent I felt was a better match. Somebody that you know. It's not Dr Jekyll Mr Hyde hopefully but anyways I don't want to deal with 15 office people. I want someone that can get the job done. He was extremely aggressive with me and so I emailed Keller Williams corporate office or help a killer Williams. Never got a response from Keller Williams corporate or whatever. They are family owned office. The main helpline. But I did get the agent owner the one that solicited me and flipped out on me on the phone. Messaged me. Continuing to threaten me in the email. He insisted I email him only because they have their lawyer watching my messages. Like I'm the criminal or something. Give me a break.

I reached out to their corporate office thinking they would get some sense into this guy. He acted like I was doing something wrong by threatening to file a complaint at the Realtors board of ethics. Listen man. Somebody doesn't do you right there is a realtor board of ethics. There's also another Michigan agency I got through. I'm going to probably file against this guy because he's a got a problem. If somebody doesn't want you let it go Monzo.

I have worked with Keller Williams 3 times now - buying, selling, and buying for residential properties over the past 7 years. Their insight and guidance is always excellent along with fast communication and patience with questions. Their agents are well-qualified and easy to work with. I don't have anything bad to say. This is based out of the South Park Charlotte NC location.

My Husband and I are relocating to the Huntsville area and are looking at houses in the area. I seen I house on their website. To view the house I had to sign up on the realtor website. Not 5 min later I am getting back to back calls which I declined. Then I received a text message which I responded to letting them know I did not answer their call for a reason and I would reach out when I was ready. I received a text message back from John that was fine to please get off their website then. Completely unprofessional, rude. I will not use their company when we relocate and purchase our home.

I am not sure about the agency as a whole but the realtor name Luis ** was rude and unprofessional. I asked him a question regarding the apartment on the first floor of a house I bought in Arroyo Puerto Ricco. Told him specifically that I needed the first floor emptied so I could move my mom in. He assured me that the previous owners would be out In few days after closing.

Well fast forward to the day of closing. I asked the question about first floor and he says that they had 14 days. I told him what he had sent me via txt and he got belligerent with me saying, "Take me to court. I am sure I am going to win etc etc." In talking to the owners they said they never said that and I believe them. They looked shocked when showed them the text. Luckily the owner was a stand up guy and we came to a compromise but should had never come to that. If you are reading this make sure that everything is in the contract so no confusion on expectation. I learned the hard way. Don't trust Luis.
