    I received an eXp Realty flyer in the mail from Jayson ** Realty that said "I can pay you: $363,800 for your property." Trouble is its worth 100,000 less than that. Then it says that".. we can have an offer in your hands potentially the same day." Well, I thought the $363,800 already WAS the offer. The flyer has that fake personal handwriting on it to look like someone took personal interest and wrote it out themselves. I'm not stupid. I realized that this carrot dangling tactic is as old as the hills in many sales related industries. I am sick and fed up with how deceitful society has become and we just all accept it. I don't accept it anymore. I'm not even going to call them.

    Working with this realty company has been one of the most frustrating and unprofessional experiences I’ve dealt with. They failed to notify me for over a month and a half that a commission payment from my tenant had been rejected. Instead of communicating the issue promptly like any competent business should, they allowed the situation to sit unresolved while time passed and the balance grew more stressful to address.

    Then, after their own complete lack of timely communication, they are now expecting immediate payment while refusing to accept reasonable accommodations like payment plans or even credit card payments. Expecting clients to absorb the consequences of THEIR delay without offering any flexibility is unacceptable and incredibly poor business practice.

    A professional company communicates financial issues immediately, works collaboratively toward solutions, and treats clients with basic respect. This company did none of those things. The experience felt disorganized, careless, and unnecessarily punitive. If you value transparency, timely communication, and professional customer service, I would strongly recommend looking elsewhere.

      If you are a seller or buyer, stay as far away from Michelle ** and eXp Realty as possible. What started as a "kind" professional relationship turned into a complete disaster the moment our home hit the market. Complete Negligence & Lack of Support: Once the ink was dry on the contract, Michelle vanished. She showed up for exactly one open house. For every other showing, she sent "replacement" agents who were completely unvetted and knew absolutely nothing about our home. On one occasion, I drove by my own property to find an eXp agent sitting inside doing nothing—no signs in the yard, no marketing, nothing. When I called Michelle to report this, she was on vacation and made it clear she was prioritizing other clients over our listing.

      Financial Deception: As first-time sellers, we hired an "expert" to guide us. Instead, Michelle blindsided us. She failed to disclose that we would be responsible for the buyer’s agent commission and hid numerous other closing costs from us until the very end. We felt misled and financially trapped. Abusive Communication & Extortion: When we grew concerned about these hidden fees and suggested taking the house off the market to regroup, Michelle’s "kind" persona evaporated. She became incredibly rude, unprofessional, and "snarky" toward my wife and me. Rather than acting as a consultant, she effectively quit on us and immediately demanded a $1,400 "exit fee" just to release us from the contract. It felt like we were being shook down for money after she failed to do her job.

      Unprofessional Exit: Even after we fired her, the harassment continued. We placed her sign out front for her third-party vendor to collect. When they failed to see it during a drive-by, Michelle immediately began threatening us with even more charges for the cost of the sign. The moment I cited the specific terms of our contract back to her, she went silent. This team is only after a commission check. They do not care about your home, your family, or the truth. Selling a home is a major life event, and Michelle ** turned ours into a traumatic experience. Avoid at all costs.

      Jennifer ** failed to inform me buyer would not pay their 2% commission, at settlement she told me, "You forgot to sign a sheet". That was the sheet with the 6%. She lied to me on the phone as well. She told me it the day before, it was too late to change anything, yet the buyers had to resign everything because of other mistakes she had made. I asked her to correct her mistake she refused. I had an offer $10,000 higher than this one, she told me to take the cash deal, you get paid faster. That commission she would have had to split with another RE Agent 3/3, this sale she gets all 6%. This is about her disregarding eXp contract stating a 4/2% seller/buyer split and not informing me until I caught the 6% on the settlement sheet. The attachments below show my contract 4/2 split, buyers contract 3%, at the close of settlement she sent me the 6% commission sheet to sign, it has a different date on it

      Horrible experience of agents telling me that properties I was interested in had accepted offers, but they did not. No cooperation, refused to answer questions and even refused to tour the properties. I would not recommend this MLM scheme to anyone.

      BEWARE! We have been dealing with one of your agents from the Somerville office. Her name is Lauren ** Lauren. She has manipulated and lied to us through out the entire process and does not deserve to hold a real estate license in the state of New Jersey. I’ve heard this from many real estate agents throughout the area that she has a reputation for lying and cheating. I was in attorney’s review in a home that Lauren was selling and she found another buyer (which is totally legal) and she was going to be the dual agent also but what wasn't legal and I have it all in writing from her is that Lauren is a master manipulator the situation by telling me if I went up 30,000 the house would be mine and no other offers would be taken. Well, that was not true. She lied and only did that to create a fake bidding war.

      She drove the price up 115 k so she can collect more commission on both sides. She doesn’t care about her buyers or sellers and their well-being. She’s only worried about how much money she can make. Please beware. She has a lawsuit coming her way. This is very unethical.

      My experience was with an agent in Lynchburg/Forest, Va. Her name is Eman **. My clients looked at a property she has listed. A couple days after the showing, I reached out to her by email with questions concerning a potential offer. She did not respond to that email nor the many calls, texts that followed. Very unprofessional. In my opinion she is doing an extremely poor job of representing her client’s interest. In addition, this experience makes me less inclined to work with any EXP Realtor!!

      I would not recommend Gene Hastings, eXP Realty in Scottsdale, AZ based on my experience. Selling our home was handled adequately, but nothing stood out. When purchasing our next home, there was little to no effort to negotiate on our behalf, which in hindsight felt more focused on closing quickly than advocating for us.

      After the purchase, the home required a full remodel. Gene introduced us to a contractor and offered to project-manage the remodel for an additional fee, promising regular oversight and coordination. We paid him in full, but that oversight did not happen. He rarely showed up, did not manage the contractor, and only became involved when I contacted him upset about delays or rework. The remodel was completed in October 2025, six months behind schedule. When I requested a refund for services not provided, he refused. This was an expensive and frustrating experience, and I would not use him again.

      My experience with eXp Realty and agent Peter ** was extremely disappointing and unprofessional from start to finish. After signing a buyer–broker agreement in good faith, Peter made a major error during a showing that caused us to skip the unit we were actually most interested in. When I questioned the pricing he quoted, he dismissed it and didn’t even double-check the listing. We later discovered he was completely wrong — something that cost us time, energy, and the opportunity to see a unit we cared about.

      When my partner and I decided not to move forward with him, the situation became even more concerning. Instead of respecting our decision, he refused to release us from the agreement, despite multiple polite attempts to resolve it. What shocked me most was that he then sent me a “cancellation form” demanding $500 in made-up fees — an hourly rate and number of hours that were never discussed, disclosed, or included in the contract we signed. In other words, he attempted to charge an unauthorized fee in order to release us. No legitimate agreement contained this requirement.

      When I contacted the broker team for help, they declined to intervene and repeatedly pushed me back to the agent, even after I explained he was refusing to terminate the agreement. They repeatedly stated their agents are 'independent contractors' and that the broker is not responsible for their agreements. I was left completely unsupported by the brokerage that is supposed to supervise its agents. I would not recommend eXp Realty or this agent based on the lack of professionalism, transparency, and basic client respect I encountered.
