Where to start! We just bought a Townhouse in Laurel Maryland and they didn't deliver what they promised. We had to travel from Seattle to Maryland five times to make sure our dream house build right and they promised "not to worry and it'll be like the model" and we took their word for it and trusted them....The false advertising for "luxury townhouse" was a big disappointment. We told our concern to the Project Manager and others and we're told they'll get back to us but it doesn't seem like it. I've been sending texts to remind them and still waiting to hear from them...

We closed on our home on Sept 17 2021 in Atlanta subdivision. On April 24 2022, I contacted the warranty department of Dan Ryan to inform them that a sink hole is developing along a fence line that I share with my neighbors. My greatest concerns is that the hole will get worse which can result in collapse of the fence line and that it is near the wood deck that could cause structural damage. It had only been since Sept 17 2021 that we closed on the property. Mr. Tim ** contacted me via email the next day on April 25 and stated he would have his site manager evaluate the area.
On April 26 I emailed him back with a date in which they would do a site visit. He responded give them a few days as the end of the month is very busy for them, I accepted their request. On May 9 I emailed them back with the same email thread asking for an update. No response, email sent again with pictures on May 11, no response, again on May 15 no response, call to the office May 19. Left a voicemail. No response, email on May 22. No response to finally on May 25 Tim ** responded on May 25 via email and stated he will have his site manager contact us for an evaluation.
On June 6 still no evaluation was completed, I sent an email. Requested an update. He responded, "Please provide address community with each request," are you kidding me? But I responded with the requested information the same day. On June 11 a team arrived and stated with me being at the bottom of the hill the water is draining from other properties including my own and causing an erosion which they will return to remove debris and refill then put in a drain. As of June 21 I had not heard from anyone, sent another email. Still no response as of July 1. As of today the area is getting worse and eroding deeper on the other side of the fence down the hill without any further contact from them.

An absolute horrible experience with DRB (Dan Ryan Builders/Homes) Luella Grove 2nd phase in Locust Grove. We were truly desperate to get this home. So we did. We closed on December 31, 2021. We have so many regrets. What should have been an exciting day for us, was not because we knew we were closing on a home that definitely was not ready for a closing. In July of 2021 once we put our contract on what we thought would be a beautiful new home we went by at least once a week to check on it. There was always beer bottles & cans all over the yard as well as inside the home. So we decided to mention it to the builder manager (Deangelo) over Luella Grove. He didn’t seem to think is was a big deal. In fact over the next 5 months whenever we would bring things to his attention he was always very nonchalant, but assuring us that on closing day it would be perfect.
It didn’t even come close. Example 1. About 2 months before we closed we noticed our front window to our dining room was cracked with a hole in it. My husband told Deangelo & he said “don’t worry, if it’s not replaced before closing day, I will take a window out of another construction to make sure you all have a good window”. Guess what?? He did not. We received a new window in January about 2-3 weeks after we were in our home. Example 2. Our island was not the correct one, we received a new one after closing. Example 3. There was caulk or paint on our roof. The shingles needed to be replaced, but instead were painted a different color, so tacky. So later they did replace those.
Example 4. Fixtures, doorknobs & hardware were all mismatched(chrome here, bronze there). Never corrected. We were told that we could not pick any colors, tiles or personalized items for our home. Hazel at the sales office assured my husband that it would look amazing. It does not. The ladies in the sales office hated to see my husband coming. He could see them rolling their eyes & throwing their hands up when they saw him at the door. Neva did try to help us out with our mail situation, as we didn’t get mailbox/keys until about 3 weeks after closing. Example 5. Our ceilings were not smooth (still aren’t) & looked as if they were painted by a child. They actually may have been. One day we stopped by & there was a child painting the outside column. Why was this allowed?? Example 6. The home was missing 3 mirrors that were later put in.
On the day before closing we were so disappointed as we and the builder manager’s assistant (Christian) put up nearly 50 pieces of tape for corrections. Christian seemed disappointed also and was very helpful unlike Deangelo who was known for just riding through & sitting in his black Jeep. This neighborhood is amazing as far as location & the yard space that we wanted. That is our reason we did not walk away from it. But unfortunately this home needs so much work. To make this review shorter, this home was built very poorly. Honestly majority of The work was done so sloppy inside & out.

I have attempted twice to purchase a new home from Dan Ryan Builders in SC in the past 2 years, as I have been looking to relocate from Central Florida. However, to say my experiences have been quite negative is speaking lightly. My first time over a year ago we spoke to Tim Dunham, along with several others. and much of the info I requested came with some degree of effort.
In the end, I asked that the front hall (which had a nice room just as you entered the townhome) completely open have a non-load bearing wall added wall for privacy and a door. The rep said this would cost something $870 at the time, which I had no problem with. He said he would let me know before we would contract for the home in the Tiger Ridge Community in Moore. However, several days later we talked and he said the plans had been submitted and no changes would be allowed. Seemed vague, but we decided to move on and seek something else.
Just recently my wife and I have discussed and researched the new community in Boiling Springs which seems to have nice townhomes, and I spoke with David **. I asked David about the homes and planned a trip up there the following Thursday, from which I just returned. David said the deposit to contracts ‘he lowered’ as he felt what was usually asked for was high, and also that he had homes under construction. We were interested in the Summit, with a few extras. He indicated this could be done, and we discussed other details. However, when I arrived as we planned Friday, 2/25, David showed me several townhomes that were under construction but said he had to ‘discuss the base pricing’ where previously he told me he would let me know if that $259,995 for the 1 car garage Summit would change.
I travelled up there, and he answered a number of questions, but said ‘we had to talk about the pricing for the Summit’. He said there is a price increase of $8,000 effective 3/2, but he only offered to sell several homes already under construction. However, as it turned out, some had options and features we did not want, and only 2 homes were in our pricing range. He had told me that ‘since we own our home outright with no mortgage, I might need to get another mortgage and work with a gentleman’ whose card he gave me. Also, he said any options the working home on the lot we looked at were already ‘submitted’ and no changes could be made. I said we had a price we wish to stay with, around $275k.
When he looked at the home on lot 3 in Peachtree Townes it came to $280,990. Several options we didn’t even want, but he stated they could not be changed! So, I looked things over, but when I compared the options with what is included in the Summit, it became apparent I was being changed for numerous options the home showed were already included! The total came to about $12,000 more than we had planned. And he never discussed the options that ‘the home had been submitted with’, but he also said the home required a $10,000 deposit and ‘proof of funds to pay for it!
My home in Florida will sell for over $300k, and we hold the deed. This came as a surprise but I am getting interest on money in my account where this would come from. Then he suggested a ‘mortgage’, which I do not want as we are retired and don’t want another such payment! I have excellent credit and purchased a new car a few years ago, which the Honda dealer actually informed me we were over 800 score, and we gave them no money but drove it home!
David told me that the Summit would increase on Tuesday, 3/1, but the increase in cost to me for the only home near our budget (about $272k) was, in fact, about the same 8k we talked about! We had no issue with the several options we wanted, but no other offer was made of a home based at $259,990. He stated the home would soon be $269,990 and actually was changed on the website already! However, the attached screenshots taken on Saturday pm, 2/26 (note the top date/time stamp) clearly show the home is/was still based at $259,990! He had likely added the ‘included options’ and others we didn’t want to make the pricing difference!
I hate being deceived, which is what David seems to have done! I have been in high end sales of radio time and major appliances for years, and this was a major deception! The home was the same pricing in spite of the fact he DID tell me it had already posted on the web at the higher pricing, which he stated was now $269,990!
The bottom line is we are very disappointed and have wasted much time and expense trying to buy from Dan Ryan. This story will be told to others we know and posted where they may benefit from wasting their time and effort as well! Dan Ryan management needs to tell their people to be more informative and HONEST!

We closed on our Dan Ryan home in May 2021 with front porch columns that were incorrect. We were promised this would be fixed - it's February 2022 and even with emails and calls to Dan Ryan Management nothing has been done about it. They just don't care. My advice is don't close until EVERYTHING (and I mean everything) is PERFECT because their warranty department could care less about you.

We put down a sizable deposit on a build with Dan Ryan. The first day of construction, we noticed cut corners. We’d had a bad experience with a builder before, so we stopped by the site daily to check on things. We found that the workers were drinking on the job, many were illegal and didn’t speak English, and they employed children to do construction. We were told that these things would be addressed, but they weren’t. Before closing, we had 5 walk-throughs. There were crooked walls, leaks that had been obvious for weeks, Columns on the front of the house that hadn’t been placed properly, the stairs weren’t properly screwed down, a glass backsplash with noticeable cracks in it, and the septic system was placed all throughout the yard. We’d asked that it be put in a certain location for us to be able to put in a pool.
There were many meeting with a string of production managers who had come and gone in the 8 months during our construction. On the 5th walk-through, we were threatened to take the home as is or they’d sell it out from under us and take our deposit. We were trapped! This is a horrible company and they should be run out of business! They’re counterpart, Ryan Builders, has much better reviews and they even stink. Don’t buy or build from these people!!!!

I am currently in the process of buying/building a new construction townhouse bin Strabane Manor, Washington Pa. We signed the contract in March. We were lured in with a completion date of July 31st, and was reassured this would happen. So, we got financing started. Next it was picked back until mid August, then mid September, then October 1rst and now who knows. We have had to do financing 3 times because of the constant changes. Now we will have to do it again. With the reassurance of October 1rst, we put our house on the market and have to be out by November 4th. We are renting our current house from the new owner of our house at our own expense. This is ridiculous. We have been lied to over and over. Then when I try to call and voice my concern, you can not get a hold of anyone. I am at the end of my rope. We are going to be over 3 months behind.

Recently found a major leak in my walls. Upon a engineer's review and report this leak had been happening for years. Either from the time the home was built or when Dan Ryan came back in 2019 and replaced a piece of flashing at my house. I can not get ahold of anyone via phone or email. Insurance will not pay to fix wall and I am out of pocket thousands of dollars. This should have never happened and is work done poorly.

We own a townhouse in Briar Run, Ranson WV. We are happy customers as DRB honored its commitment to warranty repairs. Kudos for WestWarranty@DRBgroup. We have a lot of respect for the manner you treated us and ultimately solved our problems. The attention DRB West paid to our needs made us connect better with the new house and the new place. I knew I wanted an end unit, a Salisbury, just like the model home. With that being said, I understand that you will not get the model home. I was told you were not even able to pay to upgrade anything in the home, that you're buying. I wanted to fireplace and the open oven range, as seen in the model home and honestly, what sold me on these townhomes. I was told they did not "pre sell" any lots or homes but that they were all sold out. Makes sense, right? No.
So at a moment's notice, after my realtor had been bugging them, I got a call from the realtor saying they had an end unit "fall through" and if I wanted it, we'd have to come in and sign a contract, that day. With us being told that we basically had no other options if we wanted to move in here, we jumped at the opportunity, gave them a deposit check and signed a contract. There was no fireplace or open oven range because the sales manager stated "we are no longer putting them in and that was considered an upgrade." Since then, ALL all of the end units have both of them. I am disappointed that my first home buying experience went this way, not to mention the leak I've had in my shower that started a week after moving in. They have come out multiple times to "look" at it. It's now August and nothing has been fixed.
I have a magnitude of things needing to be fixed and I have a feeling they are pushing things off so the year warranty passes. I want to talk to someone who can make this right but getting someone who actually cares and wants to help is impossible. DO NOT GO WITH DAN RYAN BUILDERS, they throw their homes up and then don't want to help you in any way afterwards. They are just about the money and could care less about the families moving into them. It's so sad and unfortunate. I would've waited and found the perfect home if I knew what I was getting into.

I’m so thankful to have found this review board. It lets me know I’m not alone in my experiences and frustrations with DRB. From the beginning of construction there have been inconsistencies with communication along with DRB’s inability to deliver what we signed and paid for. Wish I could go into more detail right now, but DRB’s lack of integrity and transparency start from the division president and trickle down from there. It would seem like buying and building a house would be a process where no shortcuts would be taken, but that has not been the case. And trying to get real help or even getting them to own their mistakes and provide productive resolutions has been impossible and frustrating beyond belief. You all are giving great insight on what to watch for as my home nears completion.
As the consumer in this interaction, we’re not afforded the luxury of being less than perfect with our delivery of funds. So it’s a shame that DRB refuses to hold themselves accountable to that same “no less than perfect” standard. My hope is that those with the authority to make changes and do better to honor their consumers will have a change of heart and do the right thing.

If you are looking to purchase in the Broadview Estates plan in New Stanton, PA - BEWARE! There are three high pressure natural gas transmission lines that run through the plan, underground. Each line carrying up to 1100 psi of natural gas. The lines were placed in 1952. The same lines erupted in Salem Township (same county - same set of lines) as a result of corrosion. Check it out for yourselves. All properties are within 1/4 mile of any section of these lines. Some right on top of the right-of-way. **
I have called Dan Ryan Builders and the sales team for Broadview Estates. They claim they are unaware of these lines. They know of the presence of these lines, but claim they don't, or are not allowing the sales team to know. These $370 - $400K properties are dangerous to build upon. Assuming that does not concern a potential buyer, figure this - anyone with these lines under their property, or within 50 feet of them, you can't do anything with your yard. AND, after density becomes higher within the area, Texas Eastern, operated by Enbridge has to come through and update the lines which means destroying yards, roads, landscaping, etc. I give one star because this property should not be developed, and because there is no option for zero stars. This developer should be ashamed for trying to profit by selling ticking time bombs. All things man-made have a finite number of uses.

We bought our home in October 2020, after months of delay! I told them I am pregnant and would like to move in before the baby gets here, did they care, nope! Can you imagine moving and a newborn baby! From the day we have moved in we have faced issues, nonstop. The flooring is the worst. Creaks, gaps, all of it! It is like we are in an 80 year old home! Everywhere you step makes a sound. We have been dealing with "repairs" since we moved and all it does is waste our time and makes the flooring worse off. It has been a nightmare, a complete nightmare. The project manager is unprofessional and does not oversee the contractors! We are so devastated and frustrated but no one at Dan Ryan cares because they took our money and don't care about giving us a decent home.

I think writing a review may be the best way to get into contact with these guys because they don't reply to emails and they don't return SCHEDULED phone calls. I was told that a representative would call me back to go over pricing and I haven't heard anything all day. I tried calling back and they sent me to voicemail. They have horrible customer service, and while we loved the homes- we're honestly thinking about just moving forward with different company. This experience has put a really bad taste in my mouth and I hope that moving forward they stay true to their word.

I closed on my Dan Ryan built home on December 15, 2020. The paint on my garage door starting to peel in April 2021. The warranty manager told me that it is my responsibility, it's not covered under warranty because it's a cosmetic issue.

The issue we have has been ongoing for years now. Second Floor Flooring. We have filed several complaints with the builder and QBW with no resolution. We have raises throughout our second floor flooring, the boards under the carpet are knocking as if they are not nailed down, slumps in the flooring where the edge of the floor meets the walls - you can see openings - but according to the builder and QBW, this is normal for a settling home. We've complained now for seven years - since the one year inspection of our home build. Our piping is bad throughout, if anyone uses the restroom upstairs, my guest has to hear the waste knock through the walls. I have never been in anyone home where their floorboards throughout are loose or where I had to sit downstairs and hear the waste in the pipes through the walls. Nothing is normal about any of this.

Dan Ryan is horrible I do not recommend working with them. They give you starter yards which would be fine if I could start the yard. The grading was done so horribly I have a pool accumulating in my backyard. It's starting to get so bad with a bad rain it will flood my basement. I have tried to be nice and ask for them to fix this and stand by their work and they will not, they continue brushing me off telling me it was done right and there is nothing they will do. This has been a horrible experience for me. I have spoken with several of my neighbors who also suffer from this and they have had to pour thousands of dollars to get it fixed. This is absolutely unacceptable and horrendous customer service. I hope you all go under!

Thank you for sharing your concerns. We have inspected the yard and the grading is per plan. It appears that the water back up is a result of the fence constructed by your neighbor which altered the water flow. This is not a result of DRB’s original grading plan. Stay well!

We purchased a Fielding home three years ago and loved the quality. We sold that house this year and decided to build again with Fielding (which is now owned by Dan Ryan). A few days after we gave them a deposit we decided to go in a different direction because of the major delays being reported in building currently (in fairness, not just Dan Ryan but most builders due to materials and coronavirus). Dan Ryan agreed to release us from the contract because someone else wanted to lot we chose. We signed the release over three weeks ago and have not received our deposit back. No one at the corporate office will call us (or my realtor back) and the divisional president has said that he is "working on it." This is a substantial amount of money that is in limbo and the lack of follow through on the part of Dan Ryan is very troubling.

We purchased our home October 9 2020. Closing day we were told our refrigerator was damaged and a door replacement was reported/ordered. It became our responsibility to follow the entire situation through with a whirlpool vendor. The replacement refrigerator door arrived 8 weeks later (December) damaged again. we had to arrange ordering a new door. The replacement door arrived late February. Finally on March 8 2021 the replacement door was installed approximately 6 month later. Our yard has been an issue from day 1 also. The grading of the yard is horrible leaving large amounts settling water in the yard. We have been complaining with pictures included. This was a problem with installing our fence because the ground was so saturated with water. In the meantime the builders working on a new build next to us damaged the yard trying to get a bulldozer from being stuck.
We were asked to wait for repairs after the home next door was completely built. This was then a issue with installing our fence. The home moved into about 2 week ago still no repair, but house next door that we were waiting on is beautiful to include the yard. After being in communication with Matt **, Richard **, Kevin ** and Susan ** I’ve gotten nothing but the run around. I am beyond frustrated! Contacted answering service for Dan Ryan. requested a call from Corporate office to speak with someone other than the above mentioned. $500,000 for this! I applaud. I don’t recommend this builder. However, I will continue to contact Dan Ryan until these warranty issues are resolved. I plan to Picket at the model home in my neighborhood so that other buyers are aware.

We inspected your yard & found that it was graded correctly with adequate drainage. The deck & ramp you added after closing altered the grading & caused the water drainage concerns you’re experiencing. It has been a terrible experience. Poor quality workmanship. Was mislead regarding lot. Deposit was offered back but the cost of home had already increased. I could not afford to back out. No other option was offered. After complaint was made to home office I think the workmanship decreased even more.

We started all of this back in October 2020 and were told even in December they should break ground in early-mid January. Finally we had our pre-construction meeting on Jan 18th where the project manager told us they’d start breaking ground in a week or 2. Two weeks go by and then he tells us we’re 4th in line and they'll start in about a week.
Well here were are March 1st and we're just told there is still 3 more houses to do before ours so ours won’t start until next week!! Wth!!!! This all started back in October and here we are in March and still nothing. They act like they will be easy to contact but this whole time it takes forever for someone to respond. Feels like they have been ** us around from the get-go. After all the upgrades we are spending $460,000 on the house and have had the worst experience. Don’t believe a word they say!!

This company I was so excited to buy one of their home due to their designs but their customer service and sales department are very unprofessional. I had to bite my tongue on many occasions dealing with these people. Try buying a 300k house and have people rude to you like you not supposed to ask questions or be treated with respect. I'm so glad I'm done with these people!!

I had to have a plumber come out and they said the pipes were not installed properly so now I have a backup & I have to get new pipes installed for $800; 1st in basement & now in the kitchen!! WTH UGH.

We started in Oct. talking to one of Dan Ryan's Agents, about building a house for my Mother. Dec.1 my Mom arrived to see the finishes, we were told to just pick any one to get a price. We were told we could go to the Design Center to choose finishes. When we tried to make a appointment at the Design Center nobody would call me back, a Week went by. So I finally called The Regional Office. Two days later, someone finally called me to tell me that you have to have a signed contract with them to even get to go over to the Design Center to see what is available. This was for a 300,000 house, everything we asked for was "AN UPGRADE".
We wasted months on trying to buy a house and we could not even see what we were buying, or find out how much it cost! The Kicker is that in the Contract they can change your choices and you can't do anything about it. I wonder if Dan Ryan even Knows or Cares about the People who are Affected by all of this! My Mother has to start all over with someone else, I feel like we Dodged A Bullet. This is Bad Business all the way around!

Do not use Dan Ryan as a builder if you value quality in your home & working with a builder who will be reliable, trustworthy & still express concern for your issue even after you buy your property. I just moved into the neighborhood right next to this one & within 3 months I have multiple leaking, mildew & other plumbing issues that are still not fully resolved. Upon speaking to other members of the community, going to their reviews & complaints I realized I was not the only one having issues within a short period of time from moving in. DRB will do the bare minimum when it comes to quality & things needed for your home, they cut corners. I literally had the director of warranty tell me, "We could have done something as you requested but we didn’t."
This was in regard to my backyard being extended (leveled & sod placed) closer to my property line. They cut my yard almost in half due to forest conservation area my house backs to. I requested several times for my yard to be extended & they told me that they would check with the county because the county regulates it & if they say it’s ok then they can extend it. They eventually told me that county said no & I could call them for myself. Well I did after seeing my neighbor's yard extended which was an alter to the initial site plan & then I continued to see all of my other neighbor's yards extended as well. My yard facing the same forest conservation area was the only lot not extended!
When I contacted the county myself, they told me they were familiar with my lot & neighbors & there is no reason why my lot couldn’t & still cannot be extended by DRB. They sent an email also detailing that my LOD signage was not even in the right location & it should have been back further to my property line. They also mentioned that no one from DRB contacted them in regard to my property. DRB’s associates are liars & scammers. I have talked to multiple leadership personnel & they are still not handling the situation or acknowledging that their employee lied & my yard could have been extended during building as I requested & on top of that every yard on my same row is extended except mine!
There is no way that that was the initial site plan & they followed it. If so I want to know why my lot is the only lot on the site plan that is not extended. Even if they claim they are following the site plan they still did not because my yard is still some feet short from the original placement of signage & LOD (which is wrong anyway according to county). Therefore DRB didn’t meet the requirements as they keep claiming or my request.

I would echo what Kim from Butler said. Except we have been at this 3 months longer then her and our house is even further behind. We signed our deal in August 2019. We are currently being told September 2020 for a finish yet at the beginning we were told 6-7 months. Never did we think it would be over a year. We went through the same process of getting no response from the old project manager to eventually find they hired a new one. Nothing was done on our property from November until April. Then they got shut down for COVID. We now have a shell and roof and nothing more. No one except Michael will respond to you. Upper management doesn't give two craps about you as long as they have your deposit. Do your research and go elsewhere. Never enter a deal with them again.

Dan Ryan Builders are great at marketing and selling you on their home designs. As we proceeded forward, we were happy and excited. Dan Ryan Builders was good about setting up the appointments and moving quickly. We found out that there are a lot of hidden costs that is very deceiving in their marketing plan. The house plans does not include standard items such as lights, knobs for the kitchen cabinets, etc.. We added approximately 30K+ to make our supposed to be "Dream Home" complete. As time moved on the items that were promised turned out to be "Red Tape" and we had to fight to get what was marketed and promised. (8' island promised, became a 4' island...one example) Despite all the frustration, we still tried to make the best of it.
Groundbreaking day we drove across a few states again (we are not local to the area) to look at the foundation and concrete pour to find that the foundation was completely messed up and not what was discussed. The team did not have the site plan with them during the dig meeting but assured us that it will be beautiful and perfect. Exactly what we wanted and discussed. My wife and I raised the concerns again to the team, and I was asked to contact the project manager and the executive of sales. The project manager essentially stated to me over the phone "tough **, I am doing it my way" and the executive of sales BS'd with me for 45 minutes to just try and smooth it over.
I had flagged this issue to my bank to ensure that they were aware of what was going on as I was pending approval to pull out of the contract. Two days later I received a call from the bank stating that Dan Ryan Builders was trying to get a copy of my Mortgage approval letter. The bank would not release it to them without my approval, as I was not fully locked into the contract. Two days later I received an email from Dan Ryan Builders asking if I still wanted to be released from their contract. (They had another buyer.) I stated yes, and found a house for 29K cheaper, brand new, already built with ALL of the upgrades and practically the same size. This experience rapidly went from being a great experience into a nightmare. I would NEVER recommend Dan Ryan Builders to anyone.

The sales agent will give you falls commitment that they will fix the problems. We faced these 2 problems.
1: Before the closing, master bedroom sink countertop was chipped at corner, we asked sales agent to fix it and she said "Alright!" (My mistake that I did not took that in written!) I asked them to replace the countertop and it was agreed upon verbally. After the closing, They replied saying, "We will NOT replace the countertop, instead will fix it and patch the chip!" Okay. I can lived with it but lesson learned, if you see something before closing with this builder then I would recommend to stay away.
2: The Garage door from outside painted so badly that after the outside temperature rise, it stick to the weather stripping so badly that motor can not open the door. I notified this to builder from Oct 2019, NO fix until today 04/2020! a: I have the evidence of pictures and video I showed to their warranty manager, he simply refused to fix without giving any explanation for refusal! b: I have an email reply from warranty manager from Feb 26 on which I am requesting for help, even after reminder until 04/2020. NO REPLY! c: Every time you call warranty support, their help-desk is JOKE! NO acknowledgement about the call and warranty ticket created, all you will get is false assurance that someone will call you back and even after 2 week NO one will call you back.
In short just STAY AWAY!!! from this builder if you want peace in life. If you like to followup after bad customer service, this is right builder for you. :)

Tom ** – Strabane Manor, Washington, PA. In my opinion, “Buyer beware”. In my opinion, DRB is not in business to make sure their customers are satisfied, they are in business to sell as many homes as they can to improve their bottom line. At least in my case customer satisfaction means nothing to DRB!!! When I purchased my Cambridge home, at list price, I was told that I had a year to have DRB come back in and touch up the defects in the walls, but I was told I should wait until about two weeks before the year is up to call to make sure all screw heads that were coming out would be on the surface by then.
I waited until just two weeks before my one-year anniversary was up and called. I was told by the site manager that they could not get to it for three weeks. I told the site manager that I was heading to Florida for three months and could we do it when I get back? I was told ”no problem” but when I got back there was a new site manager and when I contacted him and the warranty department, in a not so pleasant tone, I was told no because there was no exceptions and it had to fall within the one year time period.
Some of the other issues I have with DRB are: All the corbels mounted on the front of my house had to be reattached – one is still loose (see pic). Shingles on my roof were not even nailed down (see pic) DRB did not reattach shingles- and would not put them back on. My side yard is a swamp because there is not enough backfill to drain the water away from my home and the all the water from the new construction next to me drains into my yard (see pics). The last picture shows the muddy water draining from my neighbor’s yard across my driveway. Also, in my opinion, I feel that because my wife and I are getting to be in our late seventies DRB did not thinks they had to worry about taking care of our issues.

5.1.19 pressured $5000 deposit said couldn’t start building until we gave it to them (6 unit TH). Plans to finish 11.19 then within 2019. NO drywall as of 4.20. 6 months late need house. Won’t give deposit back. Do not build with them. They take money and do not care about your life. Severe asthma elderly individual needed a home and they didn’t have a heart to give the deposit back. Just sad. Very disappointed.

Thank you for the feedback. When digging the foundation, we had geological problems. It wouldn’t be right to build a home with potential foundation issues & remediation delayed construction. We moved your family member to a different home & agreed on terms of the 2nd contract. Additional geological issues occurred & the Governor’s mandate halted all building, leading to more delays. We regret these situations, although most, out of our control. We hope everyone is safe & healthy during this time

This is my second new build and the quality of my house built by Dan Ryan was a complete disappointment. I would never buy another house by them ever again. We had a flood in our basement before we moved in. Possibly damaged one of our hvac units, and they don't want to warranty the repairs even though I only closed on the house less than 16 months ago.
My first new build is over 10 years old, and didn't have major issues within the first 5 years. The quality of build is less than average, they use very low skilled laborers which equates to many mistakes. Even with the price that we paid for the house, they put a house within 15 feet of our home. My master bedroom window is directly view of my neighbor's bathroom window. We paid close to 700k for our new home. We already have experienced a flood in our basement, broken HVAC, broken outlets, huge cracking and uneven walls, three different shades of stain even though we paid an additional 14k for upgrade. We have huge puddles of sitting water in our backyard.

I was under Contract and building our dream home with Dan Ryan. Spent a lot of time picking out the floor plan, Elevation and picking out everything we wanted at the Design Center. In February we had our preconstruction and went over the blueprints and everything was correct so I signed off on them. During the meeting I was informed they did not like unannounced visits, because oftentimes buyers would want to point out things wrong when actually things were not wrong. It would be things they just had not gotten to. I found that strange, but I agreed. Now here we are in March and I would just ride by periodically to see how progress was going only to find out they had built, wrapped and put the roof on. The only problem is what they built looked nothing like what I bought.
I contacted my sales lady and asked her how could this be. She later called me back and told me the company sent out the wrong trusses. I was like I understand something like that can happen, but what I didn't understand is how neither the Project Manager or the subcontractor bothered going by the blueprints, but instead just put up what they had like nobody would notice the difference. Nobody wanted to accept responsibility and it just became finger pointing when they had blueprints to go by.
It just came to a point that I requested a full refund of my down payment and they quickly sent out a cancellation of contract and they are giving me a full refund. So much for our dream home! Nothing but wasted time and complete Failure. I wished I would have paid more attention to the negative reviews about this company, but like others I didn't pay a lot of attention to them, because I understand you can't make all people happy which resulted in having to learn the hard way that this Company is a joke.

Before closing, the sales woman was so helpful and nice. I had seen the negative reviews, but there are always people who you can't please, so we chose to ignore them. Fast forward through closing and maybe a month later. There were a few items we noticed prior to closing that we were told would be fixed right away. 1.5 years later, and we're still waiting on a few items to be address. We've gone through 4 warranty managers in that time. Every time a new manager starts, it's basically starting the whole process over again.
The items I've asked them to address are pretty small- they never installed a screen door on our loft, a vent hood doesn't have a cage, our cabinet doors are bowed and a small space of flooring needs to be finished. I would think that they would want to address these fairly minor issues quickly so I stop calling and email them. After 1.5 years, I'm being told that these items may not be covered under the warranty, which I don't believe since all of this was brought up during our first year living in our home.

Save yourself the headache of buying with this company. I was set to close on a house in January of 2020. Thank God I didn’t. My realtor caught them lying about the condition of the home. The HVAC unit wasn’t working properly and hadn’t been installed properly. Instead of trying to remedy the issue, they straight up lied and then when they got caught they wouldn’t take accountability and they said they weren’t fixing it. So of course I declined to close on the house and there was no remedy offered by Dan Ryan other than to accept it and move in hope for the best but if not then you’re covered by warranty. This company is a disgrace, and they’re probably the worst builder you can buy from in Maryland. Please do yourself a favor and stay away.

Dan Ryan builders built our home in 2018. We were ready to close by the end of August 2018. During the process, we realized that the flooring and shower tiling in the master bathroom was not what we had picked out. I was 9 months pregnant and 2 weeks away from my due date. We were told that they could change the flooring but only if it was done RIGHT away which meant that we would have to push back our close date. They gave no consideration to the fact that we could not accept that timeline due to the fact that our baby was due and we had to stick to the closing date. Therefore when we again asked them to put in the correct closing at a later date they REFUSED. I felt severely taken advantage of and am furious at their brazen lack of respect to own their own work.
At no fault of my own, THEY PUT THE WRONG FLOOR IN MY MASTER BATHROOM and now, according to them, there is NOTHING I can do about it. And yes, this was all addressed with them long before the warranty period was over. We have the paperwork describing our choices of flooring and they are not denying that they made a mistake. Furthermore they did not refund us monetarily or otherwise in any way for the difference!

I’m really happy with my new home purchase and the customer service I received along the way. The builder was readily available despite Covid. The home was delivered on time beautifully. And our appraisal was higher than the price we paid. We are happy customers.
Original Review: My husband served twice in Afghanistan, still Active military but the builder's agent said, "We are offering zero incentives-take it or leave it." I’ll leave it. I’d prefer a home that was built on a foundation of care and appreciation for the customer. Communities are built on the police officers, teachers, firefighters, nurses, and Veterans that live there.

We had a new home built in 2018. After one year Dan Ryan was supposed to come in and repair any issues. We had one small 45 degree wall that was bowed. They have spent the past year trying to correct this issue, but could never get it right. It was ripped out numerous times. Then they started ripping out adjoining walls to try and make them match, and that still did not work. We now have 3 bowed walls and Dan Ryan has decided to walk away form it. They even cut outlet and light fixture holes too big and tried to fill them with caulking. Our once dream home that cost us $220,000 is worth much less now and we are going to probably hire our own contractor to come in and rip these walls out and rebuild them, costing us thousands. Dan Ryan is a joke and a scam.

They are selling people homes just trying to get a sale, my ductwork was never completed. They have done blow test twice and my clothes in my closet still to this day after 2 years has caked up dust (dirt) when hanging in the closet and they will not fix it, previously they went in the laundry room and found out that there are a HUGE open whole that was not sealed for over an entire year and now after 2 year my glass master bathroom shower literally just almost fell on the floor and I'm the only one the uses it the majority of the time and they will not fix so evidently they are putting faulty items in the homes and then eventually it will need to be replaced so I'm spending more money for repairs and re-washing clothes! DO NOT REPEAT DO NOT BUY A NEW HOME WITH DAN RYAN THE RIP OFF BUILDERS. DO NOT!!!!! Ughhh.

There is so much wrong with my home. I have had problems since I bought my home in November of 2017. I have been dealing with so many project managers. It's ridiculous. All you get is the run around. I've even had a structural engineer tell me there is something wrong with the foundation & Dan Ryan still keeps giving me the run around.

If only I could mark zero stars! Please, find another builder and save yourself tons of headaches! Where do I start? I’ve been in my brand new home less than 11 months:
2. Pieces above my bedroom windows have blown off the house. It took them a month and a half to replace the last one.
3. Siding has many waves in it and some pieces have become unattached. Warranty guy has complained about the company that installs it.
4. Too many cracks and nail pops. One crack is horizontal below a load bearing beam.
5. Poor drainage in my backyard.
6. Garage floor separating from the floor.
7. Poor staining of steps and risers.
8. Poor response when you email issues. Turn around is supposed to be 3-5 business days, count in at least 10!
9. In a very small community that will be completed within a year and a half and we’ve been through 5 or 6 project managers. Does that tell you anything?

We purchased a new home from Dan Ryan Builders. The construction is OK, but they are not very responsive to problems you find after the initial 90 days of your moving in. They appear to be more concerned about providing social activities after the sale, than backing their "product".

I have purchased a home from DRB in Cedar Meadows Subdivision, in White Post, VA. The Sales Manager, Shane has been so much help with his updates and kindness during the process. Tim, the Construction Manager has done the same. They both couldn't be any nicer or in any other position that would serve the public any better. I love the house. The people here are also very kind. I think the process from the beginning to the end has been a win win for me.

We have known of Cedar meadows for several years and after selling our large house we visited Shane with Dan Ryan homes and within a week we had selected the lot, the house and within 6 months we had moved in. Shane and Tim kept us in the loop the entire time and were willing to listen and try to resolve the concerns that we had. Even texted photos of the progress.

I’ve had 6 homes, 3 custom built, I designed and did the general contracting on last one a log home. I had a wonderful experience with Josh ** project manager. He was professional and took a special interest in making the home top notch. One week after moving in a power surge blew out half the breaker box, within hours he had an electrician fix it. He made sure the construction site was clean, and all work done to my specifications, even doing things to make my home adjusted to my disability needs. I hesitated relinquishing control over to a builder as I can be quite “determined” about a quality built home.
Overall the experience was smooth, punch list was taken care of within a week. After closing he continued to check that I was satisfied with my home and the work done. The home is very energy efficient, quiet, and well thought out plan. I was actually surprised at how stress free this whole process was. I had the Parker model built in the Villas of West Georgia. I highly recommend on insisting that Will and Josh ** be your project managers. They actually listen to your concerns and take action.

I called and sent a request on their website about a townhouse and asked a few questions. What is available at this time? Is there any incentives? What is the timeline from contract to complete? No response then I went to this website and read customer reviews and Dan Ryan's response and let me say the customer hell all these customers cannot be wrong! I then did some research of my own and decided I will not go with Dan Ryan Builders unless there is a iron clad contract and some type of consequence for them not providing excellent customer service! The homes they sell are not free!

I love most things about my Dan Ryan kitchen in the Cooper 3 model in the Greenville, South Carolina area. However, I cannot understand who thought it was a good idea to put the installed trash can drawer at least 5 steps away from the sink. There is a cabinet to the right of the sink that could easily hold the trash can/recycle can cabinet, but it was used for other storage. It makes me wonder whether the designer of this kitchen model was ever in a kitchen and watched how traffic flows through the space. This needs to be adjusted and corrected for no extra charge, in my opinion. Thank you!

The contractors have parked on my grass and driven onto my yard so many times they have destroyed my front yard. Made the project manager aware of some issues that were never corrected before closing. There is a steel rod hanging outside on the a window that is still there, I'm worried it may hurt someone coming to clean my windows. Blue tape is still up in the house and so many nail pops that were corrected and blemishes/scratches on the cabinets. No one has come out to fix the drainage issue in the back yard. The "cleaners" destroyed the glass doors in the office and left so many scratches. Sadly I had to put my trust in the project manager because my wife was nine months pregnant during closing so I had other things to deal with.

Dan Ryan Builders has contacted the home owner and our warranty department is working with him to address his specific concerns.

Dan Ryan has ruined the home buying experience for me. I was asked to do a walkthrough in order to complete my punch list. The first concern on the punch list was the fact the hardwood floors were not stained throughout the whole home. I then stumbled across water damage in the back room. There were access panels that did not serve a purpose and some that were an eyesore and should have been painted. The brand new appliances were dent and scratched. The door frames were scratched and the doors had holes in them. The carpet was installed while they were painting and sanding so now my carpet has paint and dust within it. There are so many blemishes with the paint and walls that it's unreal. Overall the craftsmanship and quality of customer service is foul. I would consider taking your money somewhere else.

This house has had nothing but issues. First off my dog could of built a better house. My granite countertop fell off in the middle of the night and put a big hole in the floor. Big gaps in windows, garbage disposal never worked, several light sockets that don't work. Already had to replace the HVAC system in a 5 yrs old home. The list goes on. This house is a nigtmare. Literally a money pit. Screw you Dan Ryan. Nothing but a bunch of crooks. 317,999 house and it's garbage. Don't get sucked into buying one of these houses. It will be the biggest mistake. Building this house has been my worst nighmare.

I've lived in a Dan Ryan home for about 3 weeks now. I have already had 2 major issues: First, the dishwasher was connected with a hose which was too short and got kinked, which caused the dishwasher to back up. It caused water to pool on the kitchen floors, which according to them are highly susceptible to water damage. I also just had a kitchen cabinet door break off after maybe 5 cycles of opening/shutting it. The screw retaining the hinge to the counter was in a hole which was clearly stripped of all wood, so the screw had nothing to latch onto.
Both of these indicate to me that the people who do the building take no pride in their work. Both issues would have been immediately apparent to the person doing the installation. Whoever connected the hose to the drain should have noticed that it was bent too far to allow water flow. Whoever screwed the cabinet door on MUST have seen that the hole had been entirely stripped.
During the walkthrough with the builders prior to closing, there were numerous minor issues with paint and drywalling. They corrected all the issues I caught (I should have looked more closely, as some were missed). However, those issues should not have gone unnoticed until that point. When you're installing drywall, you should be capable of noticing that the work is completely uneven after taping/mudding. When you're painting walls, you should be capable of noticing that the drywall is entirely botched. Otherwise, you should not be in the drywalling or painting business. I've also noticed numerous lumps beneath the carpet. I'm not sure what could be under there, but I'm sure there's no good reason for it to be there. These are even more examples of the builders not taking pride in their work.

We purchased a Dan Ryan home in January 2019. Since we closed, we have had numerous problems. The latest problem has been causing my wife and my allergy problems since shortly after we moved into the house. The problem that was just discovered is that the air conditioning condenser drain pipe was broken off, causing the water to drain into the wall of the house instead of to the outside. The water has run inside the wall and down onto the concrete slab where it has destroyed the flooring in the bedroom and out into the hall. My wife has been coughing for months, but we didn't know what was the source of her continued allergic response. There is a mold issue, as well in the wallboard, studs, and the plywood of the outer wall. We want Dan Ryan Builders to buy back this home, and for them to pay for any doctor bills resulting from this continued exposure to mold.

I’m not one to complain or leave reviews but I could fill a book with all the issues we experienced with Dan Ryan Builders. The bottom line... They sell you on quality products and installation then subcontract out their work and install entry level products even if you upgrade to their highest end finishes. Once they have your money, they cut and run. At closing we were told any issues would be resolved at our 120 day walk through. Dan Ryan’s documents state they have 10 days to schedule all remaining warranty items at that time. As of 9/5/19 It has been 220 days since our 120 day meeting and our warranty items have yet to be scheduled. No one returns phone calls, emails, or shows up to work on the off chance you can get them to commit to a date. Do yourself a favor and look elsewhere. There are much better options at this price point.

I purchased a new house from Dan Ryan Builders in the Cedar Meadows neighborhood. The staff is friendly and helpful. They resolved a couple issues I had with my house. I couldn’t be happier. Also the neighborhood is beautiful and I have terrific neighbors. No regrets!

The bottom line is dishonesty. I have had other new home buying experiences to compare. They were other builders and were all good so I had no idea that these individuals would be so disreputable. The Dan Ryan team lied so much I had to hire a home inspector just for my own satisfaction. I forwarded this damning report to Dan Ryan himself, as well as his VP of production, Dave ** and got no response whatsoever. This illustrates their total disregard, and disdain for the fools that fall for their phony advertising and fake sales people that all seem to drive Cadillacs and Mercedes. Some of the issues are: improperly installed windows that allow water between the outside and inside walls, I see daylight through my front entry door, allowing cold air and insects to enter, shoddy drywall, dented appliances, bait and switch products, and using the cheapest grade of well known manufacturing names.

Ok first of all I'm not one to complain. We closed on our house and we were so excited. Once we moved in we had water leaking in our kitchen. It took several days for them to come out. They said it was the flashing and had to replace of kitchen cabinets. Now 4 months into our house we have had bad bowing in our walls. They came in to fix and made the biggest mess and it's still not done right. The guy said they would be back on Monday. Never showed back up. Our lawn hasnt been mowed in weeks. Our garden areas look like crap. There is a huge garbage dumpster that is overflowing with garbage from the workers. Dont ever get me started with all the lies from this company. I suggest that you dont buy from this company. They are liars.

The dumpster should be emptied asap. There is an appointment with the customer on 8/30 to finish painting and final repairs. The HOA is responsible for the mowing of the grass and maintenance of the common areas. Dan Ryan Builders will notify the Homeowners Association about these concerns.

Sales: As expected, they will try to convince you that “upgrades,” such as deck is extra, don’t buy that line. Customer service: Arrogant project manager Adrian ** badmouthed other buyers for being too picky about imperfections (I guess trying to intimidate me into not complaining?) He gives circuitous non-answers, spouting regulations such as how they don’t legally have to fix wall defects if can’t be seen from certain number of feet. Or when asked how loud the nearby construction would be, he just spouted noise ordinance regulations and how they are allowed to make as much noise as they want morning to evening. So what? I didn’t ask what the regulations were, but tried to find out how he operates.
We were nothing but cordial to this guy, one would think he would have a modicum of courtesy to the people who fund his salary. This was all before closing! Lucky for him the issues weren’t deal breakers. I wonder how lax he would be when spending hundreds of thousands of his own money? No doubt this kind of cavalier attitude trickle down to his workers. Warranty manager was more personable, albeit not easy to get a hold of due to all the defects he has to fix. They did try to fix most major issues, but spent way too much time & inconvenience dealing with such issues in a brand new house.
Workmanship: Evidence of shoddy, unprofessional work. Roof leak within a year (their solution was to leave a bucket in the attic), moulding left floating instead of glued/nailed, unstable banisters, piles of dirt & debris swept into vents, kitchen drawers used as trash cans by workers, fixtures coming loose from walls due to improper anchoring, paint spray on all door knobs, sinks, etc.
Gobs of spackle/caulking not smoothed out before painting, silicon caulking smeared on glass, wood flooring improperly installed so there are permanent (not related to humidity) gaps between planks, large enough for feet/furniture to catch, misaligned cabinets & drawers, uneven wood staining, improperly connected fuses leading to power loss to appliances in middle of night, GFCI keeps tripping & shutting off appliances, etc. etc. Materials: Everything will be truly “builder grade.” Low end appliances, cabinets, flooring (engineered wood with the thinnest veneer that begins to peel & splinter immediately), flat crumbly paint that stains easily, toilets that require several flushes.

Purchased a home from Dan Ryan two and one half years ago. I experienced a sewage back up. As it turns out after paying another Plumber $700.00 dollars that the m as in d as image pipe had been separated from the main due to soil deform as tin by rain and poor landscaping. Warranty department refused to both reimburse me or fix the rupture because it was past warranty and what they call settlement? Dan Ryan hires mostly unskilled labor from other countries individuals are illegals so they are poorly paid and cannot complain. Dan Ryan warranty department employees pocket the money that they do not spend in repairs to home builders. Ask Sam the Warranty Manager. He actually bragged about it to me. I am a veteran, a ** retired from civil service. This is discriminatory behavior as I am the only ** in the neighborhood.

I won't waste my time typing the terrible experience we've had with Dan Ryan Builders. This was our first home and a complete nightmare. We are going to use the power in numbers to wage a war against this company for all of the misleading and false information this company spews starting with the sales reps at the beginning of the home buying process.
My husband and I plan to gather as many people in different Dan Ryan communities as possible to show documented proof they were misled. There may be no legal recourse as an individual but if you have hundreds and I'm sure thousands of people willing to tell the same story, FRAUD will have to become a part of the conversation. I will take my chances that something positive will come from this effort. To date, nothing else has and I don't give up. We purchased a home from this builder and were pressured to close as quickly as we could. We agreed to a shorter time frame for the closing with the promise all the finish work would be completed by our closing date. Of the 5 things that were promised only one was completed. On our closing date, we were told an hour before closing that the builder had forgotten to get the certificate of occupancy. So we could close, but couldn’t live in the house. As of today weeks after closing we still have a leak in the roof, the exterior of the house is unpainted and not caulked, the yard is a mud pit, the sump pump doesn’t work, touch ups on the interior aren’t complete along with a laundry list of other smaller issues.
If you choose to buy a home from Dan Ryan I would recommend trying to talk them down $20k so you can hire reputable people to do all of your finish work. Probably the funniest part of all of this is after moving to a Dan Ryan home you will hear all of the neighbors horror stories of doing business with this company and how all of them have encountered the same situations. Also, don’t be fooled by the responses they put on this review site. They are not actually doing anything but trying to save their reputation by telling you they are doing anything, they are not.

We closed on our home December 2017, here we are July 2019 and our roof is leaking! The ceiling is cracked with an obvious wet spot and no one wants to take responsibility (shocker). Doesn't surprise me given all the issues we had getting them to come out and fix drywall and nail pops at the 1 year mark. All of our towel racks even fell off prior to the 1 year mark and they refused to fix them because they "weren't covered". 19 months into a brand new home and still watching the construction going on behind us as our dream home starts to crumble!

If you are a construction manager, and tell your clients you will take care of paint issues, do it. Don't lie in an email, and we come to our home after closing and there are over 15 areas of blue tape. I guess I should have listened to the other reviews. Yes Dan Ryan probably will respond, "all items was taken care of in worksheet." I gave Dan Ryan the benefit of the doubt and it backfired. The worst sub contractors.

Echoing my experience with Dan Ryan Builders that many others complain about. As soon as the home is sold, they stop caring about you. We've had multiple warranty items that have taken over a year to resolve (some still unresolved); many things were not done properly or at all and were promised to be resolved after closing and then ignored. Items needing to be repaired multiple times and then break again after the warranty is up and they won't fix it anymore. Spoke to the regional VP and apparently they expect you to record every conversation you have with them. They will lie to you and then after a bit of time has passed say they don't have any recollection of that conversation. Very unethical company.

Unfortunately, a fence was installed and must be moved as it is encroaching on a neighbor's property.

Updated on 02/19/2021: This "builder" isn't qualified to build a birdhouse. They suck you in with a poured foundation and six inch exterior walls. Then they hire the worst, lowest cost contractors to do horrible work. There is zero quality in workmanship. I've been here over 2 years and still have multiple issues from siding falling off, crooked walls, plumbing failures, cracked foundation, cracked basement floor, incorrectly installed basement bath rough-in, electrical fixtures not correctly installed, uneven pavement creating a safety hazard, extremely poor landscaping, fireplace issues, poor quality windows which negate energy efficiency of six inch exterior walls. They claim to provide highest industry standards and quality when they are not even close. It's difficult to tell what other screw-ups are hidden within walls. We almost had a fire due to a horrible attic electrical installation. Some issues were repaired only to create others. I wish I would have done my homework rather than trust sales and management for information. Stay far away from Dan Ryan Builders.
Original Review: Purchased a house in Forward Township, Butler County, PA. The sales staff and project manager seemed very friendly and respectful. Little did we know at the time, this would be the biggest mistake of our lives. We trusted these people at every turn and got promise after broken promise about the quality of materials and workmanship. They claim that the houses are inspected by a third party. They claim that they checked with code enforcement and engineers when a concern was raised. When we asked about particular items of concern, we received explanations like, "It works.", "It's up to code.", "They're all like that.", "The engineer said it was acceptable.", "The inspector passed it." We tolerated lie after lie after being assured that our house was being built with to the "Highest Standards" and "Highest Quality". Those are words right out of the Dan Ryan Builders brochures.
I've work in many environments and gained some knowledge of various techniques. I'm a U.S. Navy veteran and my wife and I are retired senior citizens. Yet we were taken advantage of through this entire process. We now realize that we paid way too much for this property. The issues we're dealing with are not being addressed. Sales and construction department employees are shifted between locations to hinder the grievance process. The excavator installed our electrical service entrance, the kitchen installers also installed our roof. Horrible standards, quality and policies. Our concerns and complaints are ignored while new construction continues. Many of our new neighbors have similar concerns. I DO NOT TRUST NOR RECOMMEND DAN RYAN BUILDERS.

As of 6.12.19, there is a 6.13.19 meeting scheduled at the home to begin working on this customer's items. We have recently changed leadership in our Pittsburgh division and are working to enhance people and processes in that market under the new leadership. We never want to have customers this frustrated and are sorry that he has had such a poor experience.

To say steering in this day and time is horrible. I along with family decided to take a second look at a home (my second time their first). Unfortunately before we could pass the threshold the Sales Consultant Delinda ** decided it was her duty to stop us from looking. Understandably we were in pricing for another, however she also asked questions like “who is purchasing the home” as if she needed to see who could afford it. Overall horrible experience. I didn’t know that Dan Ryan condoned “steering” in Prince George’s County. Probably will not be purchasing with this company after this experience.

Dan Ryan Builders' sales representative met with the customer. The customer was interested in a certain floorplan. Because there are no available homesites for the builder’s model onsite and because the customer wanted the other floorplan, the sales representative suggested that the customer visit a different community to see a model of the floorplan she was considering, which could be built in the sales representative's community.

They use a Bait and Switch tactic when purchasing your home. They send you to a design center, which tries to sell you on upgrades at insane cost. The worse thing is, the quality is still poor even if you upgrade. They pushed for us to close on time, in agreement (which was signed by their representative) that items would be fixed after close. The project manager quit prior to any work completed months later. A new project manager took over, which promised us, even met at our house several times to schedule the needed repairs. We stayed at home from work on two different days, no one showed up.
The manager called to try and persuade me the things were not a big deal and asked me to fill out a good survey for them and they would promise to come out to fix the issues. This was almost 6 months after we moved in. No one showed up and never contacted me again. The issues that are still outstanding: Brand new bathtub was rust stained when moved in. Transition doorstep from hallway to garage crumbled and is a trip hazard. Garage door dented and not replaced. Shower surround had chunks taken out of the plexiglass and huge scratches. Paint quality is terrible, Sheetrock finishing was terrible. Wrong LVT flooring color installed. Windows are not square - project manager suggest that I put curtains over them.

I have concluded that Dan Ryan Builders has chosen to ignore me and my multiple requests for close-out and refund of my earnest money deposits totaling $7,600. Their preferred lender botched my loan documents, messed up my credit, and in the end, I have no home and am out $7,600. For weeks, I was ignored by the division office, only to speak with division VP and hear him attempt to pacify me, never listening to a word I said, but still deny my request for refund. All of the other reviews are correct. They treat you like royalty until something breaks or doesn't go as expected. Then you can't reach anyone for anything. The opposite of what a first-time homebuyer expects to experience when making the biggest purchase of their lives.

The above review does not reflect that the matter has since been resolved with the customer.

I purchased my new home (Canterbury Woods Homes) in October 2018. They do not respond to items that need to be fixed, just say they'll do it and then don't do anything. They don't answer calls or respond to messages left. The painting, caulking, sanding was done in a quick, sloppy manner. No quality control. Many, many items need to be repaired and they do absolutely nothing about it.

Update: all above items have been completed and signed off on.

We would NOT recommend Dan Ryan Builders to anyone building a new home. This has been an awful experience. We were pressured by the sales team to close before the end of the year, threatening to lose the home if we didn’t, as well as lost a $5,000 incentive. Little did we know, losing the home would have been a blessing. The home was not completed by closing, we have now been in the house just short of 30 days and the items missing at closing are still missing. After closing, 4 days in, we had plumbing issues. They said they forgot to remove a plug, they came to remove the plug on Monday and by Thursday morning the ceiling of the garage was falling down.
Dan Ryan refuses to cover the damage, saying it was not their fault. This has been a nightmare, and reaching out to everyone from Dan Ryan to his VPs has resulted in no resolution. Not even a response to most of our requests for assistance. We will NEVER buy a Dan Ryan home again and anyone who asks, we make sure to tell them to stay FAR AWAY from Dan Ryan Home Builders. The quality of the home is horrendous. They should not be allowed to sell homes like this, people spend hard-earned money on a home they want to love. This home needs a lot of work to be loved.

Dan Ryan Builders had a plumber investigate the leak which was actually a clog caused by paper products. Our correspondence is that the customer wanted to close early. All warrantable items in this home were repaired and signed off. We are disappointed they had such a poor experience; however, do not feel that a 1 star rating was deserved.

My husband and I are first time homeowners, and we built our house with our own money. We were informed by Dan Ryan Builders that the house would need time to settle and that there were things that would need to be fixed once the house settled. We were instructed that we had one year from the date we moved in to submit all of our issues to the warranty company, and they would be corrected. Our list was rather large and lengthy because the home construction was horrendous. For instance, when Dan Ryan installed our doors, the frames were damaged. Instead of fixing the frames, they hung as is with big chunks out of the wood or nails to try and nail in any frayed pieces.
In our guest bathroom, the tub faucet was not properly installed. It was so bad that the faucet pulled out of the wall. When we informed the Construction Manager, they did have someone come in to fix it. Their "fix" was to glue the faucet to the wall. Not only does it still pull out, but there is a glued mess there. So, my husband and I submitted our rather long list. When the Contract Manager, Kim, came in to review the items the first words out of her mouth was that she has never seen a list so long. I'm sorry, if you would have done quality work - the list wouldn't have needed to be so long. Kim talked down to my husband, in our home, and basically tried to tell us that the repairs needed were homeowner maintenance. My husband and Kim got into a verbal argument, which led to Kim being asked to not return to our home.
You would think that after that, someone from Dan Ryan would try to contact us to smooth things over. Not only did they not contact us, but it took us contacting Kim's superior to start the ball rolling again. Kim's supervisor indicated that he would come to the house to review the list, but never gave us a date. Instead, after days of calling, we were informed that he no longer worked for Dan Ryan. Again, we went to someone above Kim, which was Mr. **. He did come to the house and review the list and agreed that the items were NOT homeowner maintenance. He admitted that the timing, around Christmas, would be hard to get contractors in our home to do the work. We gave him time, due to the holidays.
After the first of the year, my husband kept contacting his cell phone and informing him of his schedule so that contractors could be set up. Turns out that Mr. ** was moved to another position in the company. No one informed us of that, we found out because we kept calling. Finally, angry and frustrated, I sent a lengthy email to the warranty company, demanding a response by a certain date. The President of Dan Ryan, Pittsburgh Division, called me directly. He indicated that he was moving from Maryland to President to take over the Division and that he wanted to do research regarding our home. I told him everything that was stated above and indicated that while I feel bad that he is coming into this situation, I would not give him months to straighten it out.
At this point, we were already going on month 4 of waiting for our house to be fixed and getting the run-around. He told me he would call the next week and let me know what he found out. He did call the following week and indicated that what I had stated was true. He apologized that the ball was dropped and assigned a new manager to take care of the issues. He said that the new person assigned had some health issues and was seeking treatment and would not be able to call me until the following week, but he would call me on Monday. Monday came and went, and I received no phone call. I emailed the President and told him what had happened and his email back was that his manager, by now, surely called me. No, he didn't. His manager didn't bother to call me until the next day, only indicating in his voicemail that when he gets back to the office he will look into getting contractors scheduled.
At this point, unless I take other action, I highly doubt our home will be completed. I do intend to pursue those actions and have even turned Dan Ryan into the Better Business Bureau. If you have the opportunity to build a house with Dan Ryan, DON'T. My husband and I think every single day, "How can we get rid of this house?" This was supposed to be our starter house, for two people that worked really hard and accomplished this on their own. Instead, it is a house of nightmares. BUYER BEWARE!

Had us complete the application process, which required us to have our credit checked, only to back out of our offer for another offer. Now we're stuck without the house and an inquiry on our credit report. Way to put the customer first... Be eat of their on-site agent, Jeff, and their VP Michael **.

We will never build with Dan Ryan again. We have had so many issues from our walk thru to our flooded basement. As soon as they had our money, they did not act swiftly to our complaints and needs. While we love our home, we do not love having to pull teeth to have folks fix the problems they have promised to complete. Our experiences began before we even closed on the house. Since this is my first buying experience (second for my husband), we though that little problems would be fixed with issue, but we were very wrong. During our first walk thru (dry wall), we found a substantial hole in our living room floor. It was big enough that a small foot would have fit with no issue. We were told it must have happened when someone was on a ladder and a hammer fell. We were assured it would be properly fixed.
Fast forward to our second walk thru, we found the hole was not fixed and it was CARPETED over. Yes, someone had to have seen a pretty big hole and decided to carpet over the area. The ONLY reason we saw this was that our basement is unfinished and we could look at the basement ceiling to confirm the hole was, in fact, still there. They fixed it with two pieces of wood and wood glue before we closed on the date. The closing date was also problematic. It was close to the due date of our child. We were told that the closing date could not be changed in any circumstance, even if I was in labor. The representative said the time could be "moved back" but not changed. Thankfully, we did not have to miss the closing date, but we did have to get a Power of Attorney in case of emergency.
After we closed, we have had multiple issues with communication about work that needed to be completed. Many times workers would come by unannounced. The only reason I knew they were working outside the house was that I was on maternity leave and accidentally would see people outside of my window working on our lawn or on my porch. They even placed trees in our yard without asking us where to plant. The project manager claimed that we had signed off on a document when really the tree placement was written over a previously signed document. In other words, a Dan Ryan representative forged our information and claimed we had called for this action. We did make this known, and we were told we didn't have to work with the Project Manager any longer, and that We could work with his supervisor.
In addition to the lack of communication, we found there was a lot of lackluster work done in the house. In the first weekend, our guests hung a towel after they showered in the guest bath. The rack was not placed in a stud and fell off of the wall. Then, a pipe was coming out of the wall in our half bath since it was incorrectly installed. The paint job on our front door is incomplete as well as our paved driveway. These items have been reported multiple times. Now, we have cracks in our ceilings in the second floor, and I'm afraid it will not get fixed.
Additionally, the paved driveway was to be completed. We have a money hold on Dan Ryan until the driveway's top coat is set, and they finish the outside painting and powerwash (since we can still see construction writing on the concrete porch). They called our bank and asked the funds to be released, saying the job was done when it wasn't. Our bank did intercede on our behalf and took pictures of our incomplete house. The money was not released, even now.
During our 180 day walk through we were hopeful that items would be getting fixed. The supervisor in this area assured us that the work was going to get done. In fact, he fixed many items that day, and we were very excited. There were a few items on the list that were not attended to (which was months ago). One of those items was a pipe that was supposed to be buried in our yard to get water away from our house. Two weeks ago, we found slight flooding in our basement and immediately emailed, asking them to take care of the issue.
We received no response; however, we know that it did get to the proper location as we were in an email thread with this individual who responded after making no mention of the photos of the mini flood. Today, we found we have a flooded basement (4 inches of water) which kicked our heat off and it's mid-50 degrees. We have now lost some items in our basement due to water damage, the instillation has been wet, and we have lost a lot of time dealing with this issue already. The ticket was officially open since July, but we have pictures of the issue that was sent at the end of May. (We are now approaching Oct. for reference.)
Please, take our advice and do not build with these people. There was one person that we found that had a great experience and we thought it was going to be the same. Believe us, you don't want to go through this frustration. The company is unorganized and individuals lie to protect their own interests. We are so disappointed in this process. We knew there was going to be bumps, but this is unreal.

To our knowledge, all warrantable items in the home have been repaired.

I saw model house. Was impressed. Something was sold but not exactly what I wanted. They did not provide me with layout picture graph which will say what I will get before closing. I was upset to see the structure during pre-drywall walk that bathroom was way off. And even more upset to see during pre-settlement that carpet was provided instead of wood flooring. I wanted withdraw but I was told that I will lose 10,000 my hard earn money.
Later more upset to see water bottle in air duct and messed fridge with soda spilled all over. I guess they do not pay their workers very well and saw their frustration in my home. Please do not do mistakes as I did. Get layout with clear pictured stating what you really get. Otherwise they will argue that everything is provided in document which is hard to understand for person who is from different country and first time home buyer. I wanted to give my feedback to Dan Ryan Builders but I guess since it's big Corporate my voice will never be heard.

The home was built with the choices that the customer was willing to pay for at time of contract, the upgraded bath was not one of those chosen. This was clear in the paperwork and noted in other correspondence. The customer had a realtor as well. During the construction phase, the bottle that fell into a vent was removed along with a through cleaning of spilled soda in the refrigerator. The refusal to change the bath after construction start is what prompted this review.

I closed on my home in Oct. 2016. Since then I have had major flooding issues that cover 98% of my backyard and at some areas it is knee deep. I feel like I have waterfront property when it rains. I had to get the County involved to get Dan Ryan to even acknowledge that there was an issue. Long story short, as of today (8/30/18) my issue still has not been resolved and it is a task to even get a progress update from Dan Ryan as to what is being done to fix my issue. To make things worse, I may have foundation issues now having noticed that there is a crack in my wall spanning the full length from top to bottom. To add insult to injury, I have also had my A/C break twice already and the home isn't 2 years old yet.

Moved in this home November 2017. Problems from the get go with the home. We have continual problem with the electricity in the home, we lose power in our kitchen often, the electrician has been out to our home to attempt to fix the problem with no success. My worst fear is that we get killed in a house fire in this house. The electrician was out this past Saturday and said that a staple in one of the wires in the house could be causing the power to shut off all the time and trip. That would require much damage to our new home to find that staple if that is the cause.
Our master shower the tile was discolored and we had the tile company out and now they have removed the glass enclosure and now have to remove the tile and now have to waterproof and redo the shower, this has been for just about 4 weeks now without the shower. The glass was broken was to be replaced before closing and that did not happen and we are still waiting, maybe when they put the shower enclosure back it will hopefully be replaced as promised. I have sent numerous emails and phone calls with an untimely response or sometimes no reply at all. The voicemail is full so you cannot leave a message. It has been a nightmare dealing with Dan Ryan. There are drainage issues that need to be addressed, so much throughout the house that needs repair. A very disgusted and disappointed customer.

The staff is very friendly and accommodating, until the contract is signed. They refused to let me make any changes. And the home had not even started being built yet. For the closing I'm told that if I do not use their attorney I have to make a separate trip to their corporate office to get the keys because it's their policy. They make no effort to be easy to work with. I would suggest that you find another builder unless you like to be bullied and push around after they get your deposit.

This company is the worst home builders I have ever dealt with! They don’t even deserve a 1 star rating, but I’m not able rate lower. It took over 2 months just to get a signed contract with this company because they kept messing up on the upgrades we added due to the incompetent employees. After 5 different contracts, we finally had a signed contract with Dan Ryan Builders. I thought the worst was over, and it would be smooth sailing from here... NO! It only got worse! We went through 3 different sales representatives and 3 project managers because they either quit or got moved to a different location, leaving everyone we dealt with clueless.
We added over $90K in upgrades, top of the line carpet and pad, tiles, etc... The carpet pad they put in was standard instead of the upgrade we paid for, shingled the house with the wrong color, forgot to frame out a door for a bedroom, wired a 240 volt outlet wrong and almost caught the house on fire. I could keep going for pages. Bottom line, nothing in the house is quality work or worth the value they charge. The house even appraised $34K less than they tried to charge! If you’re in a contract with Dan Ryan Builders now, GET OUT! What money you lose now is way less than what you’ll lose by continuing with them. And if you’re thinking of building with them please reconsider. I would hate to see anyone else go through what my family and I had to.

Currently, all service items in the home that were submitted have been completed and signed off. This customer did have a poor experience due to turnover. Dan Ryan Builders made a change in management which has improved the turnover, added warranty people and increased our overall customer experience. Unfortunately, though, not before this customer purchased.

I’ve had nothing but issues since I bought my NEW home. Tiles cracked, cracks in wall, nails coming out of ceiling, leaking window, crooked walls, vinyl siding with hole, cabinets scratched, and hardwood floors flaking. It’s been 2 years and I still have every issue. There are several other builders here, don’t choose this one! When I have 70k in upgrades I expect a perfect house!

Dan Ryan Builders is unsure that this is a Dan Ryan Builders customer as we cannot find a record of any of these issues in our warranty system. Additionally, there is another builder with a similar name that builds in that area as well.

We purchased an "upgrade" on our main floor to "hardwood floors". Upgrade was an additional $13k. The flooring is very cheap, is damaged in multiple areas, and to this point (one month after moving in) we have not heard anything back on what they will do. The hardwood floor is engineered, meaning plywood with a .6mm finish that is glued to the plywood. This is one of the cheapest options available on the market. Unfortunately, I am finding this all out after the fact, by visiting a couple flooring specialist. I've attached a couple pictures; however I have many more.

This flooring contractor did not repair the floors in a timely manner. The speed of customer service has been addressed with that particular provider, as we use several. Currently, all warrantable items in the home have been repaired.

They deserve a zero rating. This is the worst builder I have ever used out of 3. The quality of the house and the workmanship is the worst I have ever seen, cheap and less than any other builder. The worker are apathetic and sloppy. There is dirt behind the sheetrock. I was told they don't blow it clean anymore because it's too expensive. The 2x4s were damaged and patched, the walls had holes, then were patched. Some of the walls were not even painted. The tile is cheap with dents and holes in it. The carpet is bumpy throughout the entire house. In 8 mos. lines are forming across the carpet as if it's been there ten years. There were paint droppings left on everything everywhere including on the carpet.
Stuff that should be standard in any house was not given and discovered by a private inspector, like, no gutters on the house, attic installation inferior, no concrete foundation around the house, with holes from builder workers, animals and god only knows what else. Walls needed to separate rooms they wanted to charge $1,500 for. I paid for upgraded bathroom. The bathroom is a disaster. The shower is jailhouse small. Prisoner have better facilities. I'm 145 lbs and bumping into the walls trying to use the shower. In fact, my back is about 2in from the wall. The shower floor has been creeping since day one and now the floor is sinking in. The foreman refused to repair. The rail I paid for as an upgrade, paint was all over it. I paid for granite upgrade in the kitchen. It is the worst I ever seen. It looks dirty all the time. One foreman said it needed to be buffed. The other said, "We don't do that, it cost too much."
The panel box needed repair twice. The repair person told me it's because it's so cheap that it flips if you use certain outlets in the house. He said to avoid certain outlets. No screens put on sliding glass doors. According to workman, the builder said that's an investment that cost too much too like the gutters. BTW, the inspector said if I did buy the gutters the rain, etc. would destroy the roof in a couple of years. The concrete floor in the garage is cracked and cracking, the house is only 8 months old. The worst part is workers telling me if I fail to give a good survey they won't be paid their bonuses. Why would any builder make the home buyer responsible for whether or not he pays bonuses to his workers? It's sick. Then the fall out I had to endure as a result of my survey. Sick.
I could go on, but I won't. Just don't purchase a home from Dan Ryan. You will indeed regret it like I do. Oh yeah, they made me pay a $2,000 premium on the lot I'm on, stating it was the biggest in that row of houses. It's the same size as both neighbors. Rip off. The refuse to clean out the lot and woods behind it too. It's full of trash. Why. Do my neighbor's landscape into my yard. Beyond the survey marks? That too is causing chaos among neighbors. Again sloppy. All the light bulbs went out in less than 6 months and had to be replaced too. DON'T EVEN THINK ABOUT BUYING A HOUSE FROM DAN RYAN AND TELL EVERYBODY YOU KNOW THE SAME THING.

Dan Ryan Builders does not recognize this customer as a Dan Ryan Builders customer and has no record of her or any warrantable items. Additionally, there is another builder with a similar name building in Apex.

Moved in to Saltgrass Pointe Charleston SC in Nov 2017. There were and are many things that need repair. Poor quality workmanship. Found a soda bottle and open Sheetrock behind bathroom mirror, closet rack fell down, electric outlets did not work on kitchen island, poor sparkle work throughout the home. We purchased home with private fence in yard? In one month of living here a letter comes from the county that fence has to come down and there is a 25 foot easement so I that gives us an 8-9 foot backyard.
Dan Ryan put that fence there to sell homes knowing that they put the fence up when the county told them that you cannot have a fence within the easement, They did not get any permits. No encroachment permit nothing. They deceived us from the saleswoman at Dan Ryan on. It is very disturbing to me that they would do this to several people in my neighborhood and take no accountability for what they did. We met with some of the higher ups at Dan Ryan and were lied to again straight to our faces. Feeling very taken advantage of.

Dan Ryan Builders poorly constructed my home and now it refuses to honor its warranty. Its personnel make appointments to repair items and then fail to show up. The quality of construction is poor and its customer service is even worse.

I have been trying to resolve some issues since OCTOBER and all I get is the runaround. Now I find out the person that was supposed to be working with me isnt even over our subdivision. I had to have my vinyl flooring reinstalled and was asked to get on my knees to inspect the floor for bubbles, causing me to tear my meniscus and had to have surgery. I would NEVER recommend this builder. Also lied about homeowners association fees and have increased in just 4 mos by additional $100 without ever calling a meeting or involving the homeowners, this is just beyond disappointing.

Dan Ryan Builders went to the home multiple times to locate the "bubbles" in the vinyl flooring and was unable to find the bubbles. The Homeowner's Association is run by the developer of the community, not Dan Ryan Builders. Any HOA budgets provided at time of contract are given to Dan Ryan Builders by the developer, as well as increases. Additionally, Dan Ryan Builders has spent thousands of dollars to replant vegetation that was removed and caused soil erosion.

Dan Ryan Builders Raleigh-Durhan Division - I am in the process of purchasing a new construction townhome in Raleigh NC at the Crosstowne subdivision. I went under contract in Feb. 2017 and my estimated closing date was to be in August 2017. Here I am on 9/20/2017 and my home has not even began construction. We were told that the soil was bad so they had to hold off on building. The thing is, the development is like 75% complete so I don't fully understand how those homes are not on bad soil either. Regardless of if that was true or not, the office has been very close-mouthed with any and all info and for about 6 months, failed to return calls or update myself or my agent on any progress. It was not until recently (maybe 1.5 months ago) that I started getting vague communication with the builders and officials (after posting a very truthful and public FB and Instagram review to my 5k followers) that I began to hear back IMMEDIATELY from them.
I work in PR and marketing so I am aware of how to use various platforms to make the truth visible. I do NOT feel taken care of as a client and I am honestly very disappointed in the customer service, lack of communication, and lack of effort to attempt to make this situation better for me (which should be the top priority.) I have gotten estimated closing dates from August all the way up until February 2018. They keep telling me that they are on schedule to begin construction but cannot tell me exactly what that "schedule" is. Until I am satisfied, I will continue to post the truth about my process along with the weekly photos that I have taken since March 2017 of the red soil that is still in place of my home. I also work 5 mins. from this home site so I can easily see if real progress has been made or not.

This customer did wait a year to get into his home. His building was the 1st one sold and when construction commenced, a soils issue was discovered. Unfortunately, it was one of the last constructed. It took a very long time to correct soils issue. Dan Ryan Builders wanted to ensure that the homes were built right. That all issues were resolved prior to putting people in homes. This isn't how we want the process to go. Even if no new news to share, we should have communicated better.

Called about a new construction property and the agent never returned the call. I then placed a call to the Dan Ryan headquarters and the young woman who answered the phone explained that she's just a receptionist and couldn't help. When I called Sandi about a new build, she indicated that Mary would call me back nearly two weeks later! On the scheduled day of the appointment, Mary never called. Nearly an hour later, she wrote an e-mail alleging she phone, just rang with no message. Ridiculous. No call ever registered on my phone. If that had indeed happened, any reasonable professional would have dialed the number again.
During an earlier conversation, Sandi indicated that the new construction site was only 10 minutes from civilization. Not accurate. The site was 25 minutes from the nearest city. She also said the HOA was minimal, but it tuned out to be $550.00. Thankfully, the incompetence of these agents prevented me from a probable dreadful home building experience with Dan Ryan Builders. My advice: don't overlook the signs of unprofessional behavior or ineptitude -- They are harbingers of what may come later.

The sales consultant was counseled regarding this matter.

We purchased a second home in Johnston County in North Carolina from Dan Ryan Builders. In building the home - between the sales agent, project manager and design center - there was always a lack of communication between them all. Mistakes were constantly made. This is not our first home we built so we are very familiar with a new home building process. We were treated horribly with settlement because they were refusing to fix things in the house that were their mistakes they made. Settlement took 10 hours because Dan Ryan kept refusing to fix what they did.
Now 3 months after settlement and 2 project managers later they have continuously lied to us and continue to refuse fixing what is on the punch list by not showing up to the house. They have access to the house as we live out of state. There is always an excuse of why someone didn't do it. When vendors have been in the house to fix something they either damaged other things, stole items out of the house and used our things in the house such as using our master bedroom couch and took our blanket off our bed for the couch and threw pillows on the floor. One can only imagine what they did in there.
They continue to blow us off in doing the obligated repairs as listed in our walkthrough. In addition they have further damaged things in the house. When any repairs have been done the workmanship is of extremely poor quality and needs to be redone again. The project manager ignores our emails and phone calls as well. We have requested Dan Ryan to meet with us but he blows us off. We have a laundry list of things still needing to be done and/or repaired in the house and they have a million excuses of why things are delayed.
This has been the WORST home building experience we have ever have!!! There are many other things they have done to us but too many things to go into. We have been extremely nice and accommodating to them but not now!! What do we need to do Dan Ryan to get your personal attention. Maybe sue you and go very public?!?

Multiple Dan Ryan Builders representatives, including leadership, have reached out to this customer to discuss her dissatisfaction with her home. Due to the stance of the homeowner, we have asked her to get a third party Quality Builders Warranty representative to come to her home. Since they are not a Dan Ryan Builders employee they may be allowed to address her concerns.

We are in the process of building our home. Our project manager is the nephew of the CEO. He has zero care for customer service. We have been kept in the dark from day 1 of construction. Does not bother to reply to emails/texts. We met 3 other neighbors who are experiencing these same issues. We spoke to his manager and he is even more arrogant. His response is "we are not going to do anything about fixing the issues we brought forward." They are continuing to build this home with total lack of customer care and not even bothering to abide by the paperwork and plans they made us sign. Dan Ryan has successfully managed to pull all the fun out of future homeowner. This has been an incredibly stressful and painful experience. We are at the mercy of this home builder. They are making us feel like they have done us a huge favor by selling us this home and building it for us.

All warrantable items in this home have been completed. This project manager and his boss are no longer with the company as of late 2017/early 2018. We never want a customer to lose their joy in the new home building process and are deeply saddened that these individuals made the homeowner feel this way.

I found the inspection process to be very clear and straightforward. Everything went quite smooth. I was happy with all of the people I dealt with as well. I found that the terms of the warranty were clearly laid out and suited my needs quite well. It was all explained to me in clear terms that were easy for me to understand. I found them to be very reliable. They always showed up when they said they would. I never had to reschedule any appointments and was overall very satisfied with them. I consider that the quality of the service that I received was well worth the cost. I would say that all things considered they offered a great value.

It's very good. I love the inspection process mainly because it's suitable for homeowners and it keeps homeowners enact with things they can develop. The warranty is alright. I love how the warranty is set up in a way that I can stick by it to make sure that everything goes okay with the progress of keeping everything set. Reliability is good enough that I can truly put the trust and the thanks to those that gave an idea to put this into my mind to think about this thing to keep the house and everything intact. HORRIBLE customer service. Ruined the new home builder experience. You will be in for a fight no matter what issues need correction with your home. Management is disrespectful, will talk down to you in your own home (yes, this has happened to us), project managers will refuse to acknowledge visible problem and deny there is a problem. Our project manager refused to acknowledge documented issues even when he was onsite and could see the issue. He would simply say, "I am not fixing it".
Grading issues from day 1 and they refused to fix. Even the developer and excavator have acknowledged the issues and contacted Dan Ryan Builders, who refuse to help or even meet to discuss issues. I would never recommend Dan Ryan Builders. I would happily show anyone the problems we have had if only I could get someone to look. I would gladly post my address to have anyone come to see for themselves. Sooo much more to write, but I think the point has been made.

My husband and I purchased a new Dan Ryan townhome in December 2014. I was ensured that once the weather permitted, our lawn would be established to the back end of our property. I have been patient especially since we moved in in the winter. At this point, May 29th, the lawn around the building has been seeded and I have been caring for it. I have questioned 6 different people associated with this development concerning the rest of the lawn and have gotten multiple answers. My latest response has been that Dan Ryan is responsible for the rest of the lawn. I am currently awaiting a return call from a Dan Ryan employee. It is frustrating since I had been specifically told that it would be taken care of by Dan Ryan from the beginning. My advice to anyone considering buying a home from Dan Ryan is to get it in writing.

Last year we closed on a home built by Dan Ryan Builders in Morgantown, WV. We were informed that they would come back soon after closing to correct errors with our yard. A year later we are still waiting. There are gutter run offs from another home that are dumping onto our property that they constructed. They left construction debris on part of our property that still hasn't been moved even though they are aware of it. They did not put in any type of drainage to redirect water from our property into ditches therefore we have little pools of water all over our backyard. We literally have cattails growing in a corner of our yard and have tons of erosion. We have contacted them multiple times to correct these problems. We have yet to get a response or plan of action.
I am highly disappointed with this company. People pay hard earned money to build homes for their families in housing developments to NOT have these types of issues. They sell you on a finished product that does not exist. It's a take your money and run company that genuinely does not care about their customers. If I knew then what I know now I would take my money elsewhere.
