    I bought the new construction townhome 5 years ago. My home is beautiful when viewing but what lies beneath is not good. I should have listened to their warranty guy when he was insulting the homes he was building. I have an adult living upstairs and the subfloors need replacing after only 5 years, building on 24-inch joists instead of 16 inches, which is never good. The stairs have the same issues; it sounds like you are going to fall through the top three.

    To replace the subfloors and repair the steps is very expensive. Of course, not covered by the warranty. HVAC needed a coil replaced after only 4 years, which costs a lot, even though it was supposedly covered by the warranty and I do regular maintenance every six months. I wish they would do the right thing and make the repairs. No one should be in their home for only 5 years and have such issues. Oh yeah, the vinyl siding keeps coming off at the top during high winds and I have to replace it. Grateful to have box of the siding in my garage thanks to the first HOA who made the initial repairs, but now I have to pay for the labor. I would not recommend purchasing from this builder. Service after the sale is not acceptable.

    Absolutely the worst builder in America. Lived in this NEW home for less than 5 years. The siding has been repaired 8 times and now needs replaced. The ridge vents blew off and I had to pay to have them replaced. There are dozens of exposed nails in my shingles. The roof is rated for 60 mph winds but we CONSISTENTLY get higher winds here on top of the mountain. Truly the worst builder I've ever had experience with. To be clear, I've owned 8 houses, built one myself and have lived in 5 different states to include those with MUCH worse weather (i.e. Texas) but in all my experiences, I've never seen a house so poorly build. AND, 9 months after moving in, we had to live in a hotel for them to repair the black mold that covered most of my basement walls. Truly a dishonest and rip off company. Stay away from them!

    First time home buyer and first time in a DRB home (Dan Ryan Home). Buying process was fairly smooth. Construction manager was easy to work with and kept us updated. The home itself has had some concerns though. Warranty repairs are good for one year after your move in date. Have had typical problems (Nail pops, cracks, floor bubbles, etc) and submitted warranty claims around the time they told us to. (About a full 4 seasons cycle of weather). After 3 weeks of no response, resubmitted a second claim. After 2 weeks of no response again. Submitted a 3rd one. Finally called someone to talk to. They apologized and said they will send some one out. Said they only ever got 2 of our claims and wouldn't cover the other issues on the 1st claim even though it was submitted with proof of submittal. At this time the 1 year mark had passed and they would not cover any under warranty.

    Build quality is poor. I understand prices go up, parts are not as durable and homes are built on a budget, but some things looked put together and finished with little effort or in a rushed manor. No major issues have occured as of yet but just seeing a lot of minor issues with the finished build that have been enough to cause concern, having to fix things that should have been covered under warranty and the things that the "HOA" is supposed to take care of do a half hearted job on it as well (cutting grass, side walk and road repairs). Would rather save the $70 HOA fee and do it myself if they do this kind of work. This will be the first and last DRB, DR Horton, Dan Ryan home I will buy. Have heard many stories on how bad their quality is and I can truly say it is low quality.

    I was trying not to comment on my experience but it is amounting to too much at this point… Another Ryan Builder just no different than the other Ryan Builder. The craftsmanship of the homes they build is undesirable. They promise the stars and the moon and never deliver. Nothing in my new house has gone right. Roof was not completed properly and by chance when I paid for gutter guards they noticed the roof issue. Then Mold set it in my front and back porch. My second floor also had mold. Everything listed by other homeowners is absolutely true. Now I have an issue with my duct system. Sharing the picture. I was turned now to the home warranty company to repair something that is obviously building material issue. There are more issues to list. I already see owners in a brand new neighborhood selling their homes.

    Worst builder ever. Poor quality. Poor construction. Less than 6 months into the house everything is falling apart. Wood panels on the floor are separating ceilings has cracks, shower the grout had to be done 4x and still dried out and fell out. I do not think they have anyone doing quality check. The wood pieces under the counter are supposed to come down to the floor but there are major gaps. I do not recommend anyone to ever buy a home built by Dan ryan. Biggest mistake we have made.

    Highly recommend this builder. Our builder took pride in building our home day 1 and has never looked back. Always available if needed and we have had 0 issues with our home. Even survived 24” of rain during TS Debbie with no issue. Love the area. Love the house. Love the builder.

    I wish I could give zero stars. My experience with DRB was an absolute nightmare from start to finish. Not only did they engage in deceptive practices, but I also witnessed discriminatory behavior that was completely unacceptable. Worse yet, I discovered that this company discriminates against certain customers based on race and other protected categories. I personally saw them give preferential treatment to some clients while ignoring or disrespecting others. It's disgusting to see a company operate with such unethical and illegal practices. If you value honesty, fairness, and quality, do yourself a favor and stay far away from this builder. They will take your money, lie to your face, and treat you poorly based on who you are. Unbelievable.

    I typically don't write reviews, but when it comes to expenses like this, I feel it's important to share my experience so others don't have to go through the same thing. I purchased my townhome in February 2020 and had no significant issues until last fall. I started noticing leaks coming from the fire alarm in my master bedroom and the air vent in my closet. I submitted a repair request to the HOA, only to be told that roofing is not covered under the HOA covenants and is the homeowner's responsibility.

    My insurance provider, Utica, informed me that the repair cost would be less than my deductible, so it was best to handle it myself. Two roofers initially recommended cleaning the dryer vents and resealing the area around the ventilation duct, quoting about $300 for the repair. In April 2024, I followed up with James Marshall from ProRoofing Repair, who estimated $385 for the job, but I received no response.

    After cleaning the dryer vents, the leaks stopped until about three weeks ago when we had heavy rain, and now there is interior damage. When I contacted Utica again, they stated that since the issue wasn’t caused by an "act of God" but by poor installation, it was my responsibility, though they would cover the interior damage. I’m now on my fourth roofing estimate, and one roofer has even suggested I need a completely new roof. While I don’t believe that’s necessary, I do think Dan Ryan Homes is aware of the poor quality of work being done, which might explain why roofing is conveniently excluded from the HOA covenants. If they had done quality work from the start, this wouldn't have happened so quickly. I regret not doing more research on this builder before purchasing. I hope this serves as a warning to others.

    Horrible new home builder. Also aka DBR homes. Constructed too fast with many mistakes and a horrible warranty. Builder does not take pride in its construction leaving debris in all of the sewer drains and staples and nails all over the street which cause flat tires of the current homeowners. Also horrible HOA’s picked for the communities. Stay far away from the builder.

    DRB Builders in Metro DC area is the worst builder, my brand new home's roof started to leak after 2 years and when I reached out to the warranty guys, they just closed my case and were kinda being rude and saying we have all the legal terms signed by you. It is very unprofessional that they do not perform any inspection and hand over these kinda homes when we spend thousands of dollars. The same issues came up with neighbours as well. Please avoid and report them.

    During the building process of our new home, the construction manager & sales representative were very professional and responded to all of our questions and concerns in a timely manner. Once we moved into our home in July. 2022, architectural issues quickly arised from poor constructional work. We have had numerous issues from a baseboard being stapled through a water pipe, causing a huge leak in our dining room leading to damaged walls and flooring, to having an 8 foot long Crack in our foundation that we have been dealing with since winter. Reaching out to DRB regarding these issues has not been an easy task, given the fact that we keep getting a new point of contact we need to reach, getting the runaround, or blatantly being ignored.

    Our dining room has been in the 'process' of getting fixed since August 2022 & has still YET to be finished almost 2 years later because we are no longer getting responses from Dan Ryan. Not only I am extremely disappointed in the poor craftsmanship, but ever more disappointed in how Dan Ryan has been handling the situation..or lack of.

    As for the 8 foot Crack in our foundation that has damaged our drywall, baseboards, and carpet, now causing mold in our home due to the winter snow & all the rain is presumably not covered in our warranty because according to Dan Ryan it is not considered a ' major structural defect'. We are extremely disheartened to experience this considering we thought this would be our forever home. We are at a loss on what to do & figured the next steps would be to get a lawyer involved. I would highly reconsider this builder for your future home.

    I purchased a home in Feb 2024, it was the dead of winter and most things was brown. We were promised once the season changed if there were dormant landscaping they will replace. As soon as the seasons change we noticed huge patches of grace brown. I immediately notified the builder and they initially indicated they would come fix. My neighbor has same issue and they replaced their grace.

    We were then told by the warranty manager everyone complaining and they can’t replace everyone and begin to walk back the promise about the dormant items when season changes. We are now getting quotes from them saying it’s our responsibility to keep our lawn after closing and that’s not warrantied. This was not a part of the warranty the builder indicated, this is a common practice when homes are bought in winter and it will be no issue to change out. The company lies and lacks integrity. Spend your hard-earned money elsewhere. DRB homes should be ashamed of themselves.

    Disclaimer: I'm a 20+ year real estate broker, not a DRB buyer and, to date, none of my buyer clients have purchased DRB new construction. That being said, my experience has been that, with each builder, the subcontractors hired in each location have the biggest impact on a purchaser's satisfaction. So, X builder can have a considerable amount of terrible reviews in one city, and a can have a majority of positive reviews in a different city. Also, the on-site project managers factor in big. So I understand and appreciate how some people think/say Builder XYZ sucks because that was their experience! FYI - I checked the 'no' box regarding recommending to family/friends b/c there were no other options and the majority of feedback here was negative. So take this with a grain of salt, please.

    I would not recommend buying a home from them. My experience was great… until it wasn’t. The house is 4 years old… the HVAC already died and was told it was due to poor installation practices by 2 separate heating and air companies. The mold in the bathrooms is insane with very underpowered exhaust fans. Lights in the bathroom rusted because they were not proper fixtures for bathrooms. We were told pieces were ordered and would be sent to our house to be replaced, those parts never came. And their answer was “that’s not our problem”. Save your time and money and buy a home from another builder perhaps. I would not recommend a DRB home to another person in my life.

    Let me begin this review by stating that if I could give zero stars to the DRB Group on this review I would! I purchased a DRB Group home in May 2022. It is a townhouse in the Monte Vista community on Poinsett Highway. My wife and I squeezed everything we could to purchase the unit. By buying a new unit, we figured we would not have to shell out a great deal of money to fix anything. The other day I turned on our air conditioning for the first time this season and it did not work. I called out the company that installed the unit in 2022. Their name is SOTO HVAC. SOTO HVAC came out this past Tuesday and Wednesday and investigated the situation.

    At the end of the investigation, SOTO HVAC told me that it was a worst case scenario for myself and my wife. They told me there is a leak somewhere in the wall between the ground level and the top of the attic. They say that a contractor probably inserted a nail that went through the copper pipe. But they have no idea where the leak is. They said we would have to cut out all the sheet rock from the ground up to the attic in order to find the leak. Upon hearing this, I immediately called the man that was our warranty guy when we purchased the unit. His name is Rodney **. I left Rodney a detailed message with my name and phone number twice. I explained that we were hoping they could give us some sort of financial assistance and get the AC fixed since our unit is only 22 months old.

    After one week of not returning my call and not answering emails from SOTO HVAC Rodney ** says they’re not going do a thing and he says I’m threatening him. The nerve, arrogance and audacity of him to say I’m threatening him when I’m the one that bought a new townhouse 23 months ago and I don’t have any air-conditioning. I would read my review carefully folks and I would never never advise you to do any business with DRB homes, especially in Greenville and especially with this Warranty manager, Rodney ** and his boss. We are going to attempt to call the president of DRB group and explain the situation. But again there are so many good builders out there. You don’t need to settle for a bad one like DRB group. Do your homework, spend the money you need to go with a really good builder and skip DRB group. Do not buy your home from them ever..

    Please do yourself a favor a steer clear. Bought our home 9 yrs ago. The first year we had so many issues with flooding, siding coming off, buckled wood floors, HVAC broken multiple time, had to pull up carpet because they didn't screw the flooring in!!! So many repeat issues that they extended my warranty an additional year. Fast forward to now. As we are fixing up the house I can seriously say idk how these houses stand and who the heck pays off the inspector!!! There are so many cracks because they nail corner beads into sheetrock, not the stud. I've had to add extra screws into sheetrock because the walls move when you push on them. Replaced microwave and the bracket to hold the microwave was not screwed into studs or used any toggles. Literally held up by 1 1/4 sheetrock screws only into the sheetrock. The list goes on. Please don't subject yourself to their horrible building spend the extra money and get a safer built home.

    I purchased a brand new home from Dan Ryan Builders in September 2023. In this short period, there have been numerous issues. They refuse to fix my roof, claiming that it is structurally sound and that the issue is cosmetic. This has been a very disappointing and frustrating move. Dan Ryan Builders have taken no pride in their construction. My door and shutter do not match. The shutters are just now being painted as of 3/26/2024. I would not recommend this company to my worst enemy. I have attached pictures so you can be aware of their work and what you can look forward to with a purchase of DRB homes.

    I purchased my home in 2018. In 2019, I noticed water coming in below patio frame. I immediately called and put in a service request. They sent an incompetent guy to come out and seal the door with silicon. Next few months my floor turned pink with mildew. They hired and fired a contactor to come and replace floor with unmatched flooring and promised to come back out. Fast forward, the problem was only patched never fixed. Now, I am dealing with a mild/mold issue. I called and emailed, and nobody wants to take accountability that the issue was never listed within the 1st year mark.

    We signed our contract with DRB in Dec 2022 and paid 50k as deposit. DRB waited for 10 days to counter sign saying some office reasons. They came back and took of incentive they gave of 27k after 10 days and asked us to walk out of the offer. DRB took advantage of our situation knowing how committed we are. I have never seen any builder changing the price after signing the contract they proposed to us. Very unprofessional and they play on your minds. Never trust DRB. They initially say a price then play with your emotions and raise the price later. This is in Hartland community Virginia.

    I dealt with Ms. Alexa ** from DRB in Raleigh, NC. I was planning to buy a house in Angier, NC and paid the deposit (30,000 USD) but before signing the contract, she increased the price a little in an unsjustified way. It was not much by the way, but I did not like this. So, I pulled out of the deal and asked for my deposit back. and this was the beginning of the nightmare. I waited for 45 days until they sent me the cheque. During this period, Alexa was not responding to 75% of my emails and when she responds, she does on some things totally irrelevant to my questions. Also, you will never catch her on phone as she always has an answer machine. She gave me and my agent hard time really. I should give DRB, Raleigh, NC a one star but I increased it to two stars because of a lady in DRB Head Quarters in Maryland. Her name is Kimberly **. This lady is amazing and she helped me continuously until I get my refund cheque, without even knowing me.

    Thanks Kimberly, DRB should be proud to hire someone like you. My advice to DRB is keep hiring people like Kimberly. At the same time, DRB should create a video on the steps on how to buy a new house. I have bought many houses before but none of them was totally new, so I do not know how and when to choose the colors, layout,..etc. I was feeling lost. Alexa was sending me some pictures, I choose the one I like and the price, then she tells me the design is not available and the price increased a little. I have had a hard time to understand, then it comes the inflection point when she increased the price, so I decided to pull out. DRB should prepare a video with correct terminology they use and the steps a buyer will go through..etc. I hope this help after my two stars only.

    It's no wonder they changed their name to DRB in an attempt to rebrand. We purchased our house on late 2022 and have had nothing but issues with it. The issues include, the yard, interior paint, counters, heat pump, siding, framing, floor covering. Pretty much everything. They state that their warranty will correct things, the only problem is that they send out the same "incompetent" people to fix the issue who were the original installers (who caused the problem) to begin with. Do yourself a favor and stay clear of this company. If you do get lured in by the affordability of their homes, please have 15-20k in reserve for handyman work, in order to correct the issues caused by this group. Also if you would like to reach out to me directly at **, I can give you another 100 reasons why I am never purchasing from Dan Ryan Builders again.

    My daughter bought her home in 2020, since she moved in her AC has gone out 3 times They contacted Dan Ryan builders, since the house was newly built to have them come or send someone to repair it, only to be told it's not their problem, contact the manufacturer. Who, by the way, only has one company that can repair this equipment. The manufacturer told them the problem, but said they would have to cover the labor, which cost more than the part and the part was not cheap. They put a bandage on it, but that bandage keeps coming off.

    Dan Ryan Builders, in good faith should be responsible for paying for the repair since they do claim to have a ten year warranty on they house. My daughter's family is not the only family in this neighborhood experiencing the same issue, yet Dan RyanBuilders turn a blind eye to it. Their only objective is to build and sell, make a huge profit and ignore the home owners after they get their money. Nothing but problems will you face if you buy Dan Ryan homes.

    Closed 8/20. In Feb 21 I noticed exterior siding bulging. Back wall of basement covered in mold. HVAC not done correctly. 22 days in a hotel with their promise to pay. To get paid, I had to waive ALL future rights. Nope! Siding repaired 10+ times. The list goes on and on. Please stay away from this builder!

    I wish that I could give them a Zero rating. Do not purchase from DRB Group previously known as Dan Ryan Builders. From the beginning (2020) to present, this has been one of worst decisions of my life! They are very dishonest and incompetent, to say the least. The lies began the moment I stepped foot into their model and was greeted by the sales representative. Of course, we fell in love with the model. We were told that our home would look just like the model... It does not. We were strongly advised to use their lender, which was also a huge mistake. If you do decide to purchase, which I strong suggest that you do not, find your own lender. The $10,000 incentive is not worth it.

    The home is poorly constructed, workmanship is horrible. Cheap materials used throughout. Lots of incomplete projects (which we were told would all be fixed via the warranty company). The outside is just as bad as the inside. The grass won't grow, poor grading, holes in front/back yard, rocks and debris that were covered up with cheap sod, just terrible. We have made at least 50 maintenance requests to the warranty company for just about everything in the BRAND NEW HOME. The list is too long for this review. My forever dream home has turned into my forever nightmare!

    DRB built our home and closed on the property in Nov/Dec of 2020. We recently removed the splash guard to install backsplash in our kitchen. Upon removing splash guard, we discovered extensive black mold growing behind the cabinets. After removing cabinets, countertop, and drywall, we discovered DRB drilled a screw into the main water drainage pipe next to the stud when installing the cabinets. Repairs have cost over $5,000 and led to the use of a nebulizer for my son, which he hasn't needed for the last 4 years. Other than that, everything else has been fine but they are failing to taking responsibility for this negligence.

    “Incompetence and Dishonesty the Dan Ryan way.” If you want an overpriced poorly built home, Dan Ryan is the perfect builder for you. Poor grading, cheap sod, poor drainage, cheap paint, uneven walls, bad siding, hundreds of nail pops, squeaky floors, I could go on all day. “Got giant rocks and construction debris in your yard? No problem, Dan Ryan will just lay sod on top of it. Will the grass grow properly? No, but you probably won’t notice it until after your warranty is up.“

    Do not purchase a Dan Ryan Home. Our journey began with closing on our home 4 months after promised. Then as we were traveling 2500 miles to get to our new home we received a text from our sales representative stating our home would not close on the promised date. We never spoke directly to her, she stated that she had no cell service, but she could text. Now we had sold our home and we’re 900 miles into our trek getting to the new home. We ended up having to live in a Extended Stay for 10 days, causing a unplanned expense. Now we have been in the Home for 1 year.

    During the original walkthrough defective items were identified and documented. We even had a home inspection performed by a company they recommended. We have been given all kinds of run around and now we are dealing with falsehoods. Items that we paid for the purchase were not installed, we are still dealing with defective items and very poor workmanship ship that they refuse to address and/or correct, not to mention the lot grading issues cause water intrusion. They have changed trade employees at least 7 times in 1 year and the actual warranty department just started responding 4 months ago, giving them the right amount of time to reach the 1 year warranty so now they have to do nothing at all. Very sad that any builder would operate like Dan Ryan Builder.

    My experience with Dan Ryan Builders has been excruciating to say the least! I signed up to have a new townhome built in February 2022 and they couldn't even get the building numbers right. I was told I was in building 7 and when they didn't begin construction when I was originally told I questioned them and they told me I was in building 9 and that it was a mix up and my building would be last to be done and finish out the development. Irritated at that point, but I pressed on.

    Finally, they started working on my home in July and it took forever just to begin looking like a home. They came up with multiple excuses - staffing and such. Don't get me wrong that is an acceptable reason in certain industries, but when I see DRB building all over surrounding areas you can't tell me that you don't have staff to finish out the development! My original estimated close date was mid Oct-mid Nov 2022 and so we went with it. I locked in my rate and gave it extra time, etc. They assured me that I won't be in my home for Thanksgiving, but I will be in there by Christmas and that I should be able to close the beginning of December. I said ok - wasn't thrilled with that but I went with it.

    They kept telling me I will provide a closing date when cabinets are installed, but when the cabinets were installed, they didn't want to provide one saying they are running into vendors not showing up when scheduled! Then they tried to say they can't get the items to complete, but that is why we had a design studio, and we could not make our own selections because they went with vendors, they could get everything needed to build the homes. So finally, they decided to give a closing date and it is December 29, 2022! I will not be in my own home for the holidays. Everything has to be redone (loan wise) and I will have to pay additional money to extend my rate lock. I also will have to pay another month of storage and go another month displaced!

    The project manager that they have over the project hasn't even been doing this 5 years! He is inexperienced and evidently so is his team. I am not enjoying the process. Truthfully, I don't even want the house anymore. All joy is gone. All they can say is send me your additional costs and we will see what we can do! They don't need to see, they need to take care of it ALL! I have been trying to reach someone at corporate all day and leaving messages and NOT ONE person has called me back. Not one receptionist or anything! But as soon as I dial the new sale extension, you get a real live person. NO ONE to take complaints or even check in on these incompetent people! DO NOT DO BUSINESS WITH THEM -- RUN!

    After reviewing other reviews, I pray that it is built properly because right now I am not convinced in their ability to even build a quality home! RUN don't walk to another builder! I will update once 2023 gets here and I am still waiting to close because they don't care and they don't have a clue of what they are doing. Everyone is dishonest in this company and you can't trust them to do what they say!

    Where to start! We just bought a Townhouse in Laurel Maryland and they didn't deliver what they promised. We had to travel from Seattle to Maryland five times to make sure our dream house build right and they promised "not to worry and it'll be like the model" and we took their word for it and trusted them....The false advertising for "luxury townhouse" was a big disappointment. We told our concern to the Project Manager and others and we're told they'll get back to us but it doesn't seem like it. I've been sending texts to remind them and still waiting to hear from them...
