Wish I would have seen these reviews before getting PHH mortgage. They are AWFUL! Customer service and management is unprofessional, not knowledgeable, giving out wrong info. We had to go through a financial difficult time and asked for financial assistance. Not just did it take them 2 month to make a decision, in that time frame they repeatedly asked for the same docs again, just to make the process take even longer. We have only one income. Had to pay for two mortgages because our tenant stopped paying and we had to evict them, we have kids and yet, they declined giving us mortgage assistance for the home we live in.
I WILL NOT EVER RECOMMEND THEM! Customer service rep said we are approved. Manager said that it is still pending. We expedited it, which got ignored and it still took 3 weeks to get back to us only to say we are not approved. THEY OFFER NO FINANCIAL ASSISTANCE if you are in financial crisis! They didn't even provide a reason why they declined us.

AVOID THIS MORTGAGE COMPANY AT ALL COSTS! I (unfortunately) have two mortgages with this company, both of which were sold to PHH! I'm not considered "late" until after the 16th of each month. My credit score is 838, yet they continually call me incessantly, expecting me to pay both mortgages by the 1st, which won't happen! I just made my second mortgage payment last night (the 12th), and they called me on the 13th, asking where my payment is! And 1) Why doesn't he see that on his end in the system, and 2) It's not the 16th yet! Everyone that works there are foreigners with extremely heavy accents!! STAY AWAY FROM THIS COMPANY! HORRIBLE!!!

On September 8, 2025, I received an invoice for renewal of my commercial property insurance, which is to be paid by my mortgage company. Despite repeated reminders, the payment was not made by the due date. Your representatives repeatedly gave me false information, including claims that the payment was “pending” and later “overnighted” on September 25. After several follow-ups, I was finally told the truth: no payment had been made at all.
This failure has created unnecessary risk of lapse in coverage on my property, and your staff has: Provided fraudulent or misleading information on at least two occasions. Failed to communicate any documentation needs directly to me. Refused to escalate my case to a supervisor or manager despite repeated requests. Created additional barriers with poor service and lack of clear communication.

My Zillow loan experience has not been as pleasant as it could have been. My loan went through PHH Mortgage. I made my Oct 1 payment early so I could set up Biweekly payments. My loan was sold to Shellpoint mortgage. The payment that was initially applied to my account was reversed. I was notified of the change in Lenders. I was not notified of the reversal. The new lender knew nothing of the early payment. My call today reveled the reversed payment was USPS mailed to the new lender. "Don't Worry" my payment is due in 2 days! Unacceptable. Nothing in writing/email was given only hearsay that the "check is in the mail". A big mistake for me to go with Zillow Loans/PHH Mortgage. I will not again.

PHH Mortgage is the worst. They never took a lien off the title of my home when the loan was paid off in 2001 (It's now 2025). This came up when I was selling my home and a title search was done. Now the part where they are the worst. There is no phone number for the Lien Release department. Only an email address. And it took 3 weeks for them to reply that I didn't own them any money and they would send a release to the town. They said that would take another month. This is not acceptable and they should have a phone number and someone to talk to. They didn't do their Job in 2021 and they were not responsive in 2025. I would rate them a zero, but that is not allow.

The original loan was with Sierra Pacific Mortgage. I received an email that had the Sierra Pacific Mortgage logo at the top, and then I used their online portal to sign up for my online account. The top left of the account clearly showed Sierra Pacific Mortgage, with no mention of PHH. I signed up for auto debit and digital statements, and I was under the impression that everything was handled correctly.
For the first two months, my payments were successfully auto-debited, and everything seemed fine. However, three months later, I received a default foreclosure letter from PHH Mortgage, without any prior indication of an association with Sierra Pacific. My auto debit had been turned off, and I didn’t receive any emails, calls, or notifications about this change. There was also no warning regarding the $900 in late fees I incurred. It wasn't until they reported late payments to my credit report that I began to put the pieces together.
They are using every loophole to confuse and not notify customers who are being foreclosed upon before they notice what is going on. They have refused to remove the credit default payments and waive my fees after an hour on the phone, arguing that this is my fault because I should be monitoring my payments monthly out of my bank account, Romeo 9X2.

Phh has the worst customer service, along with no transparency. They make everything a hassle and refuse to answer questions. Every question I ask takes multiple holds on the phone for the representative to go ask. They couldn't even tell me my grace period. I was told multiple times I could not set up biweekly payments and their escalation supervisors are worthless.

Updated on 08/26/2025: Still waiting on a response from an account we have been trying to settle for five years. Customer services is hands down the worst. Do yourself a favor and stay far away from this predatory company.
Original: This is the worst company. They falsely reported our payments to the credit bureau as being late-they weren't; then proceeded with foreclosure actions. The judge dismissed the case before it ever went to a hearing and FIVE years later we are still trying to settle this matter. Repeated attempts to escalate and speak to a manager are ignored. Promised callbacks from "Relationship Managers" NEVER happen. We have tried to settle the account in good faith and NO ONE will acknowledge or respond. Read the reviews and avoid this company at all costs.

My brother passed in December of 24'. He had no will/trust. He had a reverse mortgage w/ PHH. I contacted PHH in early January '25 to advise them he had passed and asked what I needed to do. They would not speak to me. I did fax death certificate Jan. '25. I was appointed administrator of his estate through the probate court. I called them again, they would not speak to me until they had court letters. I faxed same 4/1/25. At no time was informed of the rules when someone dies and has a reverse mortgage. I did not receive a letter of demand. Luckily home was put up for sale in June '25. When an offer was accepted, PHH would not speak to title company. I had to call for the payoff. Staff is rude. PHH filed default paperwork 7/17/25. When contacted, they were rude and unfeeling as to this situation. Luckily the home is old as of today 8/15/25. DO NOT DO BUSINESS WITH PHH.

They over paid my homeowners insurance by 6000. Now my escrow is totally messed up. 😡😡😡😡😡😡😡😡😡. The customer service sounds like it’s outsourced to India, I can’t believe loan depot transferred my loan to this company.

Updated on 08/02/2025: PHH Mortgage once again is being fraudulent. I wrote the review. On shame they emailed me stating to call them to try and fix the matter. They said they never emailed me no such matter. See proof. So once again phh mortgage breaking more federal laws and now FCC laws.
Original: What can I say good about PHH Mortgage? Absolutely nothing. Before my brother's passing he had a loan with them that they never discussed until just recently. After 4 years this loan laid dead. No one from PHH Mortgage mentioned this loan so my brother before he passed thought they closed it out and enrolled it into the bigger loan. Well again my brother passed in May of 2022. 3 years later in June of 2025 we get a foreclosure letter on the door about this small loan after 3 and half years of PHH never speaking about it. They broke several federal law and state laws by not saying anything about this for 3 years. Well back in Feb we did a hardship on the big loan, went through it, paid what they wanted us to.
Well in May they screw up a modification and sent it to us but it was wrong. It was supposed to come in the estate of my brother's name. They failed to do it. They wanted a deceased person to sign a contract. That can't happen so that would void that modification then they turned around and wanted family to legit forge a signature of a deceased person which again is against a state and federal law to forge a signature so all the way around even with several copies of death certificate in their possession they knew either way the contract would be void. Well the escalation manager named Monica was supposed to send us the right modification contract. She never did. Even have recordings of her saying she would fix the modification to the correct name on it.
Never happened so now we're facing foreclosure on a family heirloom home that's been in the family since 1958. Cause of their mistake and have proof to show it. Over 3 months' time I have over 200 names we have spoke to over 50 escalation managers name, over 5.000 recordings of things that were said and never done correctly. Well today 7-31-2025 we had a lady come on to our property that is deemed private property. No trespassing. She walked all over the property taking pictures. When asked who she was she said she was with PHH Mortgage. She was asked for a business card or business ID who she was. She said she didn't have to show one. Mind you my grandson and kids were outside when she was told she was trespassing.
She cursed in front of my grandson and other kids. She continued to take pictures with kids in the pictures of the house. The kids are under 18 years of age mind you so PHH Mortgage has once again broken a federal law of their worker not showing proper ID and taking pictures with minors involved. Made a police report. I had the make and model of the car. They made the report. They let me know that if anything was to happen to the kids or grandchild this person would be the first person of interest. PHH Mortgage was advised of the situation but they had absolutely nothing to say. Sad mortgage company and people they hire to come out to have pictures of minors.
I don't know what kind of person this may be or even know if she was telling the truth. She works for PHH. No ID was showed and it's a state and federal law. When asked for ID on to show your identity to whom you work for it must be shown. So not only do you have a mortgage company that says one thing and does another you have employees that's coming up on your property when it's private, taking pictures again with children in the pictures with again no ID showing who the person was. Now I fear for the safety of the children and grandchild. A little side note. The accounts were taken out in 2004 for 96.000 dollars for 21 years. They're trying to say we only paid 3.000 dollars on the loan. They are foreclosing for 93.000 but according to the records downtown we only owe 52.000.
Gee someone can't do math. Then they're trying to say we are 9.000 dollars behind from June 1st to now with payments of 943.00. That's only 2.829 dollars. It would not be behind at all if the modification agreement would have been done like promise on a recording, done right and not deceased people having to sign paperwork or having family breaking a law of forgery. Here is the real kicker for you all. They knew the person was deceased. They have numerous of death certificates copies but still hesitated to send a modification in his name for him to sign or his signature to be sign by via forgery.
PHH you're a joke. I hope a federal and criminal lawyer sees this review and reaches out to this family. People that are getting screwed by this company ought to come together and file federal and criminal lawsuit against them. Has anyone noticed how their company name has changed 3 times because of lawsuits brung against them. And another thing the foreclosure letter from the lawyer they hire has a different mortgage name and that mortgage company went out of business a long time ago and they even have a address for this mortgage company but according to Google Maps that address turns out to be an electrical heating and cooling building. Go figure.

If possible stay clear. We did not select PHH as our mortgage servicer. Our loan was sold to PHH. For 2 years all payments were on time until something changed with the escrow. We attempted several times to contact them (the hours on the recording and mortgage statement do not match). The automated system states the information entered is incorrect (despite in being correct). The online dashboard and mortgage statement do not match and we could not reach anyone. We have multiple homes with other mortgage companies and PHH is the worse mortgage company we've ever dealt with. Hidden fees ($3,000) that cannot be explained, piled up late charges, inaccurate mortgage statements, placed our home in foreclosure... Has yet to respond to our email.

This premeditated move to use third world countries as loan servicing companies is only a subversive measure by our International Financial and insurance carriers to mislead the motivation towards Globalization. Third world countries do not know Real Estate Law and unfortunately are sub standard loan agents? I also am a victim of PHH malpractice. But why? PHH is used it to rake the country for low interest loans Aided by Banks who sell to confuse , while time delay payment misuse or other leads to prompt default or foreclosure. Why do I have to call the Philippines when I live in San Clemente CA. For my loan information. Although seems convenient plus more profitable for the financial sector services like insurance for one! Less labor cost! Remember the Tarp Articles banks bailed each other out without a cap.?

Not happy at all. My mother had a loan from this company, and she has passed 3 months ago. They are foreclosing on the loan and I'm trying my best to do right by mom and company in resolving the loan. I have called twice this week for a payoff and was told since I wasn't on the loan to send them the information they needed. I send them the information and now they tell me I have to wait for another 5 days for them to give it to me. This is leaving me in limbo, having to wait 5 days when they could tell me over the phone so I can pass the information on to the attorney while waiting for the letter. Especially on a cash offer. They need to figure out how to help the person who's trying to do right for both sides.

It has been a mixed bag with PHH. When talking with the US operations I found knowledgeable and helpful people. Unfortunately, the same cannot be said for the insurance department. My last go round with that department took nine+ phone calls and a slew of documentation and I ended up calling the US operations to complain because no matter what was sent it wasn't enough. Look, a COI is a COI and these insurance companies know what they are doing; PHH Insurance DOES NOT (and they are hard to understand). PHH reviewed the insurance (condo and HOA proof of insurance) and they had found that I had done everything correctly but I simply could not convince the insurance department that such was the case. Wildly frustrating...

A year ago, I came over to PHH as an inflight modification. Payments under my new modification with previous servicer was at a manageable $1500. PHH failed to process this modification in a timely and professional manner, causing a total of 3 modification packages resulting in a new, over $2000.00 mortgage note. None of the modification applications or processes were the same with PHH throughout these modifications. I wish I could choose another servicer and never come across this one.
They could care less of this stupid and careless mistake they made, which would take less time to fix than this they have me going through. Currently, they also have me in foreclosure through this entire process and today, as I’m making my first payment under this ridiculous new modification, the foreclosure is still active. So that means I’m in modification and foreclosure at the same time, since March 31, now 90 days. The police are still showing up at my door to serve me. Just a pure crap show all around. They should be ashamed and out of business, I know I’m not the only one experiencing being a victims to their practices.

PHH customers data is not safe, as one of the contact centre located in Bangalore, India, named “Teleperformance” give employees option to work from home, coz they cannot afford an office space as this is a small process for them. Their other processes, employees work from office. PHH customer resolution agents have complete access to customer’s complete name, property and mailing address, complete social security number, email, phone number, complete bank account, routing number along with the bank name. What Else is required? We are not talking about hacking. We are talking about hundreds of people having access to all these information at their fingertips.
Outsourcing to countries like India is common, but the irony is “Teleperformance” allow employees work from home, should they choose to, employees can take photos, write down customers sensitive information, can print customers complete information (if an agent print the data, that can be monitored by company remotely).
Customers would disconnect the call if an employee ask the SSN for verification (by the way, asking customer for their complete social security is not against PHH policy). Little does that customer know, the same agent whom they converse with, is working from home in a rural village in India, without any kind of supervision and should the agent choose to, they can take a print of all these information and a peanut vendor in India would be selling peanuts in these printouts which has customers complete information.
Outsourcing is common, 90% of American companies has contact centre in Bangalore, India and customer data is 99% safe with these companies. But the problem is when a company allow employees to work from home, coz they cannot afford an office space, there is no security for customers personal information including their banking details.
Do an investigation with company named Teleperformance which is located in Bangalore India, they do not provide proper process training to their employees, if you have any doubt, just call PHH customer service number and if it lands in Bangalore, ask the agent a simple question, where the escrow shortage came from, give me the breakdown. All they know is reading a script. And PHH is doing this is for what cost? Customer will get 10% accurate resolution and 99% chances of data breach.
Teleperformance is looting PHH like anything. Teleperformance is deceptive managed by bunch of imbeciles. And I’m sure that PHH won’t associate with Teleperformance, had they know, Teleperformance employees are working from home with no clue how mortgage industry works and cherry on top they can misuse customers details.
If any of the customers who are suspicious and worried about their personal data (which again 99% customers are) comes to know about all these things, I can only imagine how they gonna sue PHH. Highlight this to PHH authorities, do an Investigation, stop outsourcing to “Teleperformance” Bangalore, India before it is too late.

This company and its employees are inefficient and lack knowledge. There is no communication between individuals so nothing gets done and they repeatedly have to be told what to do and what’s going on.

I tried loan modification 3 times... PHH failed to tell me I needed 3 copies the first 2 times. The 3rd time I got the 3 copies.. They still denied me because they said my notary forgot to add my middle initial, I have asked for proof they have been giving me the runaround. I have taken the necessary steps to resolve this issue. I have my grandkids that I am raising, my son passed away in January... PHH doesn't seem to care about kicking 3 kids to the curb like trash. I have been in this home for almost 20 years. I had no choice on this mortgage company, the first one sold it before I could make the first payment.

My mortgage was sold to these guys with me having no say in the matter. I have a fixed interest rate, a ytd positive escrow balance and my minimum payment has now gone up by nearly $300 a month. I also am now required to pay a few just to make my monthly payment. This is a joke. When I signed my mortgage one of the things I made clear was that there were no fees to make a payment which was the case the first 3 years of payments with the other company. If you have any choice, do not choose these guys.

For the past 2 years, PHH Mortgage has stopped paying part of the taxes on our house. For the past 10-15 years or more, they paid all the taxes out of our Escrow. For some reason, something happened but the agents on the phone can't explain why that caused them to only pay part of the taxes. It had nothing to do with the Escrow either because it had money in there. So I sent the bill 2 years ago and they swore they'd get it paid. They, so on April 15th, I had to pay it. PHH was kind enough to come through and issue a refund. Same thing happened again this year where they didn't pay part of the taxes. I send the bill in November and get told they'll pay it. By March, no payment. I inquired again, send the bill again because their agents they didn't receive it even though the previous agent in November told me they did.
I get told in March they'll have it paid by April 15th. April 15th comes and the taxes are yet again not paid. So I pay them. I call PHH and find out what happened and this next agent said they don't have the bill. The agent gives me his personal fax number to his desk I guess. He confirmed he got every single page and even confirmed he got the receipt I fax over and even read off things off the paperwork I sent that I didn't even tell him. He said he'll forward it to the tax department and it'll be a few days but they'll issue the refund once they review it all. This agent is the one who tells me they need some document also because it explains why the taxes didn't get paid. Something must have changed but he couldn't explain what.
He said they need some document called "Updated Legal County Tax Parcel" but yet the sheriff's office, clerks office, and pva office has never heard of this document. I call back and get another agent and then get told I'm not getting a refund and that is not the name of the document. This next agent says I need some legal description of the property that has a parcel and/or lot #.
The fact is, this document was needed 2 years ago, which prevented the first taxes to be paid. No one told me this back then 2 years ago. Had I known, I wouldn't have had to pay the taxes 2 years in a row. I just find out the past few days that this document is needed for you to pay the rest of the taxes. I should not have had to pay the taxes this year and I am still requesting my refund and now I'm getting told I'm not getting one when the last agent said I would.
No one knows what they're doing over there and if I could, I'd sell this house with the bare minimum needed to get out of this mortgage and never in a million years deal with this mortgage company again. Oh and the agents involved have ID's BSP who told me I would be getting one. On the 2nd call, ID P35 called on 4.29.25 and told me I'm not. Then the 3rd call the ID BSP, who told me I would get a refund is now telling me I won't get one. False promises and lies and you get agents who are either poorly trained or just don't know how to to deal with customers.

We are trying to get remodification on our home of 48 years. My husband has been very sick and he could not work. We filed chapter 13 but it was too much to pay both mortgage and trusties 5300.00 a month both but we could afford to pay just mortgage. They turned us down. We have nowhere to go if they foreclose on us. We cannot even talk to a representative. The people that answer the phone just don't get anything right. They turned us down without filing a application.
Is there anything we can do so we can re modification on our home? We have equity in the home. My husband is back to work but 5300.00 is impossible but 2500.00 for just mortgage we can afford. We just wanted them to put back money owed on back of loan. Not asking for money. We are senior citizen. My husband is 73. I am 71 but could afford mortgage with our ssi check and my husband working part time. We need help please. I WILL CALL NEWS STATION ABOUT THIS. WE want to keep our home. Please help.

Been dealing w/ a modification for 2+ mos. Modification accepted, pd first payment. PHH sent docs to correct errors on their end, overnighted docs by the date on the doc, denied out of the blue, said it wasn't there in time. We have the UPS proof of delivery that they received it on time. They dropped the ball and now we're starting over with new docs and after 15+calls because, they misspelled my name, no call or resolution. Was supposed to receive a call today, no call again. New documents are due by 4/15. Asked for corporate office, they won't give out the number. Very irate at the moment. Worst experience ever!!! I've been in customer service for almost 40 years. Worst customer service team I've ever dealt with!

I fell behind and I am trying to find a way to keep my house, they are refusing to work with me so they will be kicking a 71 year old widow out to live in her car soon. The people on the phone act like they have better things to do than help you and try to hurry off the phone

The reason I looked up the reviews was to see how many other customers had experienced the same issues I have. My loan began around 2005 for approximately $60,000 or less when I recovered my childhood home for my parents, both of whom are now deceased. Over the years, I’ve noticed my monthly payments have increased from $635 to nearly $1,000 per month. Despite making payments on time, the escrow account is consistently negative, and only a small portion of my payments goes toward the principal. After nearly 20 years, the principal balance is still around $30,000 or more. I am completely baffled.

Horrible service. My insurance, according to PHH did not meet their standards. I was asked to find another company, which I did. After getting the insurance, I received a letter advising, the insurance needed to be back dated to 1/21/25 or I'd be charged 158.00. At no time did the agent I spoke to initially advise of back dating. Nevertheless, agents are incompetent and you get the run around. Plus their English is difficult to understand and they get annoyed when asked to repeat themselves.

Well after reading their reviews it looks like everyone has the same issue. I applied to have my house payment in deferral for 3 months due to a divorce for Sept, Oct, and Nov. I received the deferral letter approval in November and I was told my deferral balance would roll to the end of my of my loan and I would resume my new monthly payments. Well that was a lie and I have been trying to deal with this giant circle jerk ever since.
Their international customer service that I had to deal with in whatever foreign country is a joke. Those people don't have a clue about anything and can only read a stupid script that doesn't get you anywhere or answer any of your questions. I was suppose to go back to making my normal monthly payment in December but I couldn't because I had to pay the entire deferral balance which that was the whole point of the deferral.... I wouldn't have to pay my house payment so I could pay lawyer bills and "LIVE".
Fast forward to January, they had me refill out the deferral application in December which was intern was approve in January again right before we closed on our house so now it doesn't even matter. Now my house is sold and I'm trying to purchase a new home and we are suppose to close in 2 weeks and I can't get a loan because they are reporting a 120 day past due on my credit.... In 18 years of owning a home I have never had a late payment and have never dealt with a company that was this big of a joke.... If you are thinking about using them, RUN AWAY!

Honestly, these people are either breaking the law or they are walking the fine line of doing so. This company does not believe in giving their customers multiple payment options. It always seems to be more of an issue when they change their name. They have had 4 name changes. The customer service is non-existent and their representatives are liars.
During this most recent name change, they have canceled my direct payment that I've had for years and when I went back to add it back online they cancelled it 2 weeks later. When I requested for payment over the phone, they refused and said that they need an amended note. Their agents don't have access to do anything. They are also liars because the people that talks to customers are not PHH employees, but they will lie and say they are. They are contracted service people that I did not authorize PHH for these 3rd party people to have access to my sensitive information.

I have called over and over and no resolution and now my home is foreclosure. I have payment and they are refusing to take and constantly giving me the run around. They offered mortgage assistance, made me fill out a form and send in documents just for no update after weeks and then they tell me, I have to do it all over again. I have requested a call from the supervisor, and we are going on day 5 and no callback has been received.
Everyone in customer service provides you different information and no one seems to leave notes of the previous conversations. They have told me on a recorded line that I should wait to for the response to mortgage assistance before making payment and now my account is in foreclosure. I just want to make a payment and reinstate my loan at this point. I need justice against this company because I can not lose my home. I need help, they are the worst company.

Their autopay started failing and kept on charging me late fees for their own system errors. Customer service keeps on denying fault when there is clearly a bug in their software. PHH Mortgage needs to exercise more integrity and stop cheating their customers. And yes, fix their bugs also.

PHH violates the law in multiple ways. They are the worst mortgage servicer in the nation. They keep changing their name to avoid litigation and law. They were once Ocwen, now PHH, New Rez, and now they are changing to Onity. The Relationship manager is never available (Gabriel **), never answers the phone nor returns promised phone calls. They use foreign call centers with people who can barely understand, let alone speak English. They make promises to call and deal with issues, but never call you. Anyone would be crazy to have a mortgage with them.

I rarely write a review online but it seems this is uncontrollable anymore. If there is a 0 rating for them or negative rating I would give them. My previous lender sold my loan to PHH and then from the first day a problem occurred already. They are claiming that they did not got my payment but my bank manager told me they got it. The issue last until present still they haven’t resolve. It’s been 3 months I called them every week to follow and able to escalate to their escalation manager the same so I can’t wait to be refinanced so that I could get out from this horrible experience with this lender.

PHH of the four mortgage companies that have had my house, I have never had such a terrible experience, such poor management of my escrow funds, nor have I ever had such poor customer service, rude, indecent, contemptuous and sarcastic as the agent. PHH agent code ** if I remember correctly his name Alvin. These people took money from my funds and sent it to the wrong insurance account and now they don't want to take responsibility and return it.

As many have said here.. customer service does not exist. If this company really cared… they would recognize these reviews and change this terrible experience we have with PHH Mortgage. They have a call line offshore in India. The people on that line only speak a script, say they’ll call back with answers and never do. It is up to you to follow up and then it’s the insane cycle again and you get nowhere. When I refinanced, PHH bought the loan. It is a horrible company to represent you.

Absolutely horrible company. I recently had new flood plain maps drawn from FEMA showing that my property no longer requires flood insurance. I submitted these document to PHH via their worthless website where you are suppose to upload such documents. A few days later, after speaking with the flood insurance company and submitting the same documents to them and they validated that the property no longer required insurance, I called PHH to confirm that they received the documents and would update their records.
First, they said that they "did not receive" the documents. When I told them that I work with computers everyday and I was sure that the documents were uploaded, they put me on hold for 10 minutes, and MAGICALLY found the documents! But now....they needed to "review the documents, which can take up to 10 business days." About a week later, I received a letter from PHH saying that they had "reviewed" the FEMA documents and I still needed flood insurance! I have a great flood insurance company (Flood Simple), and, after talking with my agent about this, SHE called PHH and was basically told the same thing. She argued that it seemed strange that an insurance company AND A FEDERAL AGENCY said the property did not require flood insurance, but they did!
So....we determined that the easiest course of action (and to avoid PHH from purchasing overpriced flood insurance as they threatened to do in the letter) would be to re-instate the flood insurance policy for the next year, and maybe try to fight with them again in 2025. So....a new insurance policy was re-instated on April 16, 2024. But then....on April 24, I received another letter from PHH which was dated April 16. It started that they "no longer require flood insurance." Absolutely unbelievable. I have been with this company for close to 10 years, and luckily have really never had to do anything but pay the monthly mortgage payment. If I did not have a 4% interest rate and have to almost double that to re-finance, I would be gone in a heartbeat!
But if you are looking for a company that is great at customer service, PLEASE DO NOT GET A MORTGAGE WITH PHH MORTGAGE! Oh, and good luck trying to push the right numbers on your phone to navigate their worthless voice-mail system I spent 5 minutes pressing buttons and then spent a minimum of 15 minutes on hold to finally talk to a human. Oh, and I am not prejudice, but I finally had to ask for a representative from the United States. They love to read things off a script and spend a lot of time apologizing and thanking you instead of listening to their customers. And since my insurance agent had the same issues, I do not feel that I am exaggerating any of this. STAY AWAY AT ALL COSTS!

I would say as far away from this mortgage company. As you can period I paid off my mortgage. They were supposed to send me x amount. They took $2500 more and it's. I will never see that money and it's not right. It's not worth fighting over and get an attorney. Stay far far away

- [ ] I’m a Mortgage Loan Holder since 2021. We are selling our property, and called ahead to inquire if our loan was assumable for a potential seller. They would not give me any details aside from this, just that it was without submitting a formal name and application for the Formal Assumption. They clearly told me that it was. After a potential buyer put an offer in, PHH then told me that they were submitting an application once I called in with the name. A week and a half later, I called to inquire on where the mailed paperwork was, and they told me two excuses, one being that it must be a family member, even though they won’t show me in writing disclosed previously where this is stated in my policy that I had prior to the application.
Now, it has put everyone is a difficult position. The assumption team only has an email, and they take 7-10 business days to respond to your email in their queue, responding with 1 word sentences. A simple reply takes another 7-10 days. The worst experience of any lender I’ve ever dealt with. Taking legal action against them!

I currently have a tax lien on my property because PHH Mortgage refuses to pay the property taxes on my property. I’ve been calling and emailing since Jan there has been no resolution. I’m worried, stressed and anxious because I never thought someone who pays the bills on time would lose their home after making on time payments every month and keeping my mortgage. I wish I never had anything to do with this company and it willl be a relief when my account gets sold to a reputable company. Their good gel reviews are even worse this has been an ongoing problem and the fact they’re has been no resolution is ridiculous. I wish there was a zero stars button. They don’t deserve a one

My insurance premium for 2023 was unpaid by PHH after they got 5 copies of the invoice over 1 1/2 months. 3 days after the policy expired one of their supervisors told me to "send the invoice again and they would open the email the next day and look into paying it." I had to pay it myself. It took a month to get half reimbursed then another month to get the rest. Since I had to come up with over $2,000 myself I informed them we were going to do a 3-month deferment with those payments due at the end of the loan term. They approved that after a couple months of lies about how that was not a thing. After the 3 month deferment I went back to paying on time and in full as always and they started sending me collection letters saying I was 3-5 months behind. In December 2023 I got the invoice for the policy renewal and sent it to them. I told them to pay it ASAP. They said they wouldn't pay until the Jan 15th due date.
Since I knew that was the same lie as a year prior, I paid the premium myself and informed them that the Feb payment would be short by the amount I had to pay on their behalf. Around April 5th they sent me a copy of that Feb payment check and said they destroyed it and now I'm another month behind. When I asked the "supervisor" what he expected me to do if the building burned down while they caused me to be uninsured he said "just send them the premium then and they will cover the property." I have wasted close to 30 hours of my life over the last 16 months trying to get them to do the right thing and they do nothing but LIE LIE LIE. For every future mortgage I will be asking the lender to confirm that they will never send my account to phh. If they are unwilling to put that in writing, then I will refuse to do business with them. I advise you to do the same.

We had a reverse mortgage with PPH for almost 10 years. Throughout the loan, it was always very difficult to get to information either online or over the phone. After substantial changes in the interest rates, the interest was now eating up the credit and equity in our home so we decided to pay it off. It has now been over 45 days since they received the payment... They will not provide the final statement of accounting, the original note of instrument, the note marked paid, or a refund of our overpayment. Phone call after phone call just gets "We don't have to pay refunds, just check back next week for whatever else you are looking for." They say there is no access for customers to the payoff department, none of the customer service reps have anyone else they can ask or have no supervisors. A complaint is filed with our state Department of Finance and the Attorney General's Office at this point and we still have none of the legally required documents.

In December 2023, I received notification that a tax lien had been purchased on my home due to an outstanding property tax payment. I contacted PHH on three separate occasions and every representative confirmed the taxes had been paid for 2023, 2022, and 2021 and further back. I called my county tax office and learned the second payment for 2022 was returned because PHH made it using a check and the tax office only accepts wire transfers (which is how the payments had previously been made). The county tax rep urged me to pay the attorney to release the lien and pay the outstanding tax bill if I was able because the attorney could start foreclosure proceedings because I was outside of the 4 month timeframe where the bill could be settled without additional steps being taken.
I contacted the lawyer and requested the lien payoff amount and sent it to him. He then emailed me, PHH, and the county tax office stating the lien had been paid so now the tax bill could be paid. However, the release of the lien was only good for 10 days after which, additional fees could accrue. I spoke to a fourth PHH representative who then confirmed that the second payment for 2022 had been returned and they placed the money back into my escrow account with a 'tax refund' note. At no point was I notified about this when the supposed refund occurred. A simple review of the 2021 property tax bill should at the very least make them wonder why a check would be returned for overpayment and do further research.
I finally spoke with an escalation manager who was working with the tax department to get the outstanding taxes paid; he also informed me a check had been mailed to me to cover the attorney fees I paid on the lien release. In mid-January, a PHH rep called to let me know the taxes (along with interest and penalty fees) had been paid by PHH; however, when I inquired again about the status of the attorney fees, I was informed that check had actually been sent to the lawyer who purchased the lien.
At that time, I contacted the lawyer and he informed me that he only received my certified check. After two additional conversations with escalation managers, I was informed that because I paid the lawyer myself, I would NOT be refunded. Yet PHH seemed to attempt to pay the lawyer but someone they won't refund me for money I paid out for their negligence. PHH has failed in their fiduciary responsibility to ensure my escrow payments are disbursed on time and maintained to include any and all fees accrued for their mistake.

You all deserve a special place in hell! They lie, they cheat, they act like they are working on your problem. You pay and pay and they don't apply your payments. You show proof you paid and they are going to fix it but they DON'T and never planned on it! I'm like a wild maniac when I hear PHH for what they have done to so many people. Cheat! THIEVES! Fraud! Liars! They destroy lives and don't bat an eye! They kill dreams and sleep well at night. Good morning, I have been "**" around for years by PHH, Ocwen, whatever they call themselves these day. I have a condo in Florida and basically they have added $120,000 to the end of my loan. I paid $344,500 for it in 2008 and put $70,000 down. I mortgaged about $275K and during the housing crisis, I did a loan modification and was paying interest only for 10 years. Now, I still owe $260k on the condo and a whopping $120,000 at the end of the loan. After living here 15 years, I actually owe more than I paid for the condo in 2008, not to mention the money I have paid my mortgage. Do not choose to do business with this company. I didn’t choose them. My mortgage was sold to them. A water pipe burst in my home over 5 months ago, which caused over $100,000 of damage. My insurance company has been great, but as they release claim checks to get my home repaired, they have to include PHH as a co-payee.
The insurance company has released 66% of the funds. PHH will only release 42% of that money to me. They refuse to release any more until my repairs are 80% complete. How can I get to 80% complete with only 42% of the money? That’s a question no one at PHH will, or can, answer. Thanks to my own mortgage company, we’ve been without a kitchen for 5 months, and will still not have one by Thanksgiving or Christmas. Because I cannot escape the nightmare of their call center, I reached out directly to Glen Messina, the CEO. He chose not to respond. My house is still gutted. We just want our house back. Avoid PHH if at all possible!

Avoid PHH at all costs. We did a loan modification and they reported us to the credit companies for nonpayment even though we made the modified payment on time. Our collective credit scores dropped almost 250 points in a single day. Talking to someone who does not have an accent is impossible. I was told to email my concerns (in a PDF form), which I have done several times. I spoke to my lawyer who said they need to do a rapid rescore on our behalf. I have not heard back from PHH and it has been over a month. Absolutely awful experience.

Had mortgage for years. First issue is they keep changing loan servicers. Hard to keep up. Reps on phone are mostly rude and unknowledgeable. Spend most time reading scripts to protect them. Recently got behind 1 payment due to illness. Long story short, eventual 2nd payment plan is mathematically incorrect. Would have us pay 8 payments over 6 months. It is simple math. We are elderly, the time and trouble trying to correct this error has stressed us. Recently advised by nonprofit law firm to file a ‘Notice of Error”. Stay away if possible.

ABSOLUTELY HORRIBLE! We refinanced with PPH Mortgage and ever since we completed the refinanced, it has been a nightmare. We attempted to un-escrow our taxes as we did not sign anything at closing that said we needed to keep our taxes escrowed. We got declined because it was a "commercial loan". Okay, we let it go because "it is what it is". Well, it's school tax time and on the 4 properties we have in our portfolio loan, only ONE got paid on time. The 3 others still have not been paid (due 8/31/23 & 9/15/23). I have called numerous times and attempted to email and call my loan specialist Kimberley ** and she refuses to contact me back. I have multiple emails of me reaching out, asking when my taxes will be paid and nothing in response. I have called and spoke with other reps and they "chat" over to her and she will make comments saying "I will call her today" and NEVER does.
She is extremely unprofessional and unhelpful. Since this company has not paid my taxes on the 1st due date, there are extra fees added on which supposedly PPH Mortgage will cover but again, it will be months of me contacting them and bugging them to refund my escrow account. This could be completely avoided if they allowed me to pay my own taxes as I have asked multiple times. They did not pull their end of the bargain and pay on time but no one there seems to be able to help. They just apologize and say "I am so sorry. This should not have happened". When I ask to speak with the tax processing team, they do not take calls so it is impossible to reach anyone who can help me. Worst mortgage company out there.

My mortgage was sold to PHH and I have been unhappy since. They are paying taxes on a lot next to my house. Not where my home is. This cost me almost 3000.00 from the state for taxes not paid. Dumb.

The service at PHH is beyond awful. PHH did not pay our 2022 taxes, despite me contacting them in November 2022. It was months into 2023 before they paid part of them and they still have not completed paying them. I contact them multiple times a week since May 2023 and all I get is "We are 'researching' it" despite me sending them all of the documentation. Now, I have to deal with our township threatening to place a lien on the home and not provide vital services. All because PHH is horrible at what they do. They have also been unable to confirm that any late and lawyer fees have not been deducted from escrow account. Overall it has been a horrible experience and we will be refinancing as soon as we can to get away from them.

It started just recently on the May payment. They have not applied the payment even though they have received the payment within the grace period in the contract. I have spoken with a customer rep from PHH one time on May 17th. Nothing discussed on the phone has been followed through on. I believe they are trying to blatantly push this loan into default through no fault of my own. I believe they are in retaliation over a review written on another site. They don’t listen well and I can hardly understand them with their heavy accent. I believe they do this to make it hard to record them. I have received my Return Receipt certified green card back showing it was delivered. This was explained to PHH rep.
As of May 22nd my payment hasn’t been processed or applied. Will have to call again and see what is going on. I believe at this time they are not going to apply the payment. Also I feel this is a blatant attempt to get me to change over to paperless and pay online. During our conservation the PHH mortgage rep he asked why I didn’t pay through the web site. I’m like others here. Why can’t or won’t stop them. They are murdering people, with stupidity. Now I hope people will not use this company. I had no choice, my loan was sold to them from Ocwen.

They don't respond to the 20 letters of request for detailed information. 5 years later and nothing! No agency can help put a stop to their insane way of accounting. They can't even explain it. Only more charges and more charges. The loan is now more than it was originally and they can't explain why. Who regulates them?

I wish I could give them 10 stars. I’ve been doing business with PHH and its predecessor for over 8 years. I must admit when PHH purchased RMS back in 2021 I was more than a little apprehensive regarding the change of ownership. My wife and I had enjoyed such a great relationship with RMS for over 6 years and now we were dealing with the Covid nightmare. Being in our late seventies we were under a load of stress dealing with some serious health issues. To make things even worse our income was abruptly turned upside down 2 years ago thanks to the Covid pandemic. Even dealing with typical expenses like property taxes and insurance was a challenge. However, I am very excited to report that PHH knocked themselves out to get us through the Covid crisis.
Their customer service is without a doubt the greatest you could ever hope for. I must give a shoutout to several outstanding customer service reps that have assisted me over the years. Allen, Perla, Donna & Dawn come to mind right off the top of my head. They along with Willie and Philip have knocked themselves out to make our every need a painless experience.
One more thing I would like to mention. We were warned back in 2014 to avoid reverse mortgages like the plague. My wife and I after a lot of research decided the reverse mortgage advantages far outweighed any disadvantages. Being in our seventies we decided the security of not having to ever worry about another house payment for the rest of our lives gave us a lot of comfort. The run around I have received from PHH has been unbelievable. To be honest it started out great! My original loan was "sold" to PHH with no problems. When COVID hit I lost my job and reached out to PHH to see what is and isn't possible. They offered me an extensions, with the ability to "modify" my loan...I WAS very pleased! Then the drama started, I had to sign documents that confirmed I had in fact been approved for the modification...and I sent in a notarized copy.
About 3 months later (right around when my modification trial expired), I was asked to get some information on the title to my home. It took me a while to get those docs, and I was diligent about keeping them informed of my progress. Once I received, they asked me to sign yet another contract for the modification trial...Once I sent this version in I asked them to send me confirmation I am all set...they stated that's not their policy (red flag).
Then they called me in another 6 months saying they never received my docs...and that I would have to sign another modification agreement...and on and on it is STILL going, I sent in my title docs over 6 months ago and they told me they are "still being reviewed" and right on queue, you guessed it, they are asking me to sign another trial agreement doc!
EVERY single time I call them I get someone different who I can barely understand, and I can NEVER talk to a supervisor...there is zero escalation process at PHH. You can tell they are aware of this problem because they have "relationship managers" that are supposed to act on the customer behalf, but this isn't working... Its almost as if they are "trying" to make this so difficult that I default, and they can add costs....very shifty. Despite all of this I have NEVER missed a payment. I have filed a complaint with the BBB and as SOON as I can move away from PHH I will! They are a scam in my opinion. RUN AWAY.

In August 2022 I called PHH asking if they had bi-weekly payments. I was told that they did, at first the agent said I couldn't be set up on it if I had automatic bank draft turned on, but then he came back and said I could. They sent me the paperwork to fill out. I completed the paperwork and faxed it back in at the end of August. I received a letter that was confusing about a week later. It didn’t say if I was approved, it didn’t say when payments would start, but it mentioned making a manual payment which was confusing since I was on automatic bank draft.
I called to get clarity. I was told that I was approved and that the bi-weekly payments would start the next month and that I would get another letter with when the payments would start. I never received another letter. The next month the bi-weekly payments didn’t start so I called again. This pattern repeated every month through November. Every time I called I was told something different. One employee told me I had to fill out the paperwork again. I repeatedly asked if I needed to turn off automatic bank draft but was told no. In October I was told I had to make a manual payment for the full month then the bi-weekly payments would start the following week. I asked her twice if there was a chance that they would pull the full amount for the automatic bank draft, but she kept reassuring me no.
I made the manual payment for the monthly amount and then they drafted the full monthly amount. Despite the employee reassuring me this wouldn’t happen. They wiped out my checking account since I was not anticipating this. It took a week to get my money back. I asked to speak to management and was never passed on to a manager. Even when my calls were escalated to the escalations team I was still never provided with information on when the bi-weekly payments would be set up. Finally at the end of November I spoke to an employee who seemed to know what she was talking about.
She finally informed me they do not offer bi-weekly payments only bi-monthly. They didn’t even offer what I had been asking for. Every call I asked about bi-weekly payments and no one ever told me this isn’t what they offered. I wanted to pay off my loan faster so bi-monthly was not helpful. Dealing with this company has been incredibly frustrating. I spoke with a different employee every month from August 2022 to November 2022, sometimes two different employees and only one employee could actually answer my questions.
Then in December without my consent or knowledge they shut off my automatic payments. I am hoping I never have to call them again because I will not trust anything they tell me. As soon as I can refinance away from them I will.

We obtained a mortgage from another lender and it was sold to PHH. I have read the state rules for dropping PMI and we have met them- having the legal amount of equity from our routine payments alone. On top of that, I forwarded PHH invoices for improvements (new windows in the whole home, new kitchen appliances- both totaling $80,000 for a measly 230,000 mortgage). Still, they want to milk me for $150 to hire their appraiser to come appraise our home. My mortgage is now about 15% of the value of our home- one only needs to see a photo to tell the improvements yet they want me to pay their biased appraiser. It’s just another money grab when my closing docs with the original mortgager said nothing of fees to remove fees! Go to United Mortgage, Rocket Mortgage, 5/3 bank- options are nearly limitless! This place is a money grab.

Our broker reported to us as we tried to get our house refinanced, that they had never encountered a mortgage company who will not provide a payoff statement. They've contacted PHH as have we with written or DocuSigned authorization. Verbal authorizations abound. Ready to send a notice of error but of course that can take a while and our original payoff statement request was through September 20th.

Worst experience I've ever had in getting a home loan. They misrepresented information in emails - ended up going back and saying we needed to come up with $4,000 more in closing costs which we couldn't afford, would not release the appraisal we paid over $700 for - and ended up with a lender who said that their fees and costs were insane. We ended up closing for over $5,000 less than PHH's first agreement. Run away from them.

My experience overall with PHH has be awful but in particular cancelling PMI has be extremely frustrating. With the market so high, we submitted a request for a valuation at exactly our 2 year mark of our mortgage because we were sure the appraisal would be over what was needed to cancel PMI. They sent the form (surprisingly based on other reviews), we sent it back, they cashed our check, a few weeks later we were finally contacted by a broker to come by for a BPO. He confirmed he sent it on 7/14 and we also confirmed it was over the minimum amount we needed.
I followed up over a week later with PHH and they claimed they never received anything. I double checked the 3rd party sent it to PHH and called back a few days later and this CSR then said they HAD received it when the broker sent it. I asked them when it would be processed because they seem to be unnecessarily drawing it out and no longer trustworthy. They said there's been a lot of PMI cancellation requests so it's a little backed up, fine, but they told me at the VERY LATEST it would be done by 8/26 but I now realized he just wanted me off the phone. In the meantime we requested our escrow account be closed and that was processed super fast.
On 8/29 I called and asked if the PMI cancellation was processed like they said it'd be and they said no with no further info on when it would be processed, so I finally made it to the escalation team and she said she'll "monitor" and get back to me since I said they should not be taking the PMI with our payment on 9/1. I do not expect to hear back from them and after reading more about the The Homeowners Protection Act of 1998, I suspect this is bordering on illegal practices based on the time period (30 days) they must process/stop collecting payment according to the law. I get mortgage companies are struggling and laying people off but I shouldn't have to keep paying PMI payments because they're taking longer to process (whether it's because of the times or intentionally so they can keep taking more money).

They purchased our loan from a local Texas lender that we refinanced with and did not recognize the over-65 property tax deferment available in the state of Texas. We sent them homestead documentation, a copy of the tax stature, and numerous letters, to no avail. Then, they suddenly paid our "back" property taxes without warning. They sent us a letter stating that if the funds were not repaid to them within 30 days, they would add an escrow account to our monthly payment, raising it to some unheard-of amount.
Fortunately, I still had cash from the refinance and sent them the funds (it was a huge amount). But, they incorrectly applied the payment to our mortgage balance! After many phone calls, letters, and a complaint to the Texas Department of Savings and Mortgage Lending, they corrected the mistake. However, I'm still getting letters that they are working on the issue. Employees in the tax or escrow department are unreachable. It appears that everything is handled by automation and offshore workers, and one department does not know what the other is doing.

It has been two months of trying to get my home appraised in order to get my PMI removed and I have yet to even have my house scheduled for an appraisal. PHH will cash your $150 check right away for the appraisal but refuse to give you any answers after that. Customer service escalated my case 3 weeks ago and I have yet to even get a phone call from them.
Reading other people's reviews it seems like this is a common issue with them. They will fight you tooth and nails to make sure you continue making PMI payments to them even when your home evaluation has skyrocketed. I found it too good to be true that they are charging $150 for an appraisal in the first place and now I see why. I would be more than happy to spend $600 to get it appraised on my own right away. Avoid this company. They are not professional, I am praying they sell my loan to someone else.

I was recently approved for a loan modification due to the pandemic. PHH extended my loan for 37 more years at $803 monthly. I only owe $87k and also added a balloon payment of $14k at the end. My initial loan was for 30 years and I have 11 years left. I’m not understanding how I will be paying nearly 60 years on a loan. They were supposed to help doing the pandemic but it looks like they were setting me up for failure. Please make this make sense.

PHH Mortgage Co. has mishandled an insurance check we forwarded to them for endorsement so we could proceed with final repairs to our home damaged by the freeze in Tx. occurring in Feb. 2021. The insurance division of the mortgage PHH, to date, has still not returned our Liberty Mutual insurance check in more than 40K to us with their endorsement so we can proceed with repairs to our home. I have never dealt with a mortgage company like this when needed repairs to our home could not be done because they held the insurance check hostage. After numerous calls to in mortgage company, they finally told me they had no idea where the check was and I would have to go to Liberty Mutual and ask them to send another check.
Unfortunately, I would have to go through this process all over again. This mortgage company is incompetent and unethical and may well have stolen the check. Who knows, they finally said they sent the check to us by FedEx, but they don't have a tracking number. The Feds need to investigate this company for fraudulent practices. Plus, you can not talk with anybody in the company that has any authority to do something. Ridiculous, my mortgage was SOLD to this mortgage company, and I did not have a choice. If you have a choice, DO NOT choose PHH Mortgage Company!

I contacted this company on behalf of one of my elderly clients. He has a mortgage with PHH and received an insurance check. The check must be forwarded to the mortgage company for processing and I agreed to do this for him because he is elderly. I spent 15 minutes of my time repeatedly explaining I don’t have specific loan information nor do I want specific loan information regarding My client's account with PHH. I simply need a physical mailing address instead of the PO Box they had previously Provided. I continually explained that each time a person picked up the phone, yet was sent down a rabbit hole repeatedly to end up with the same result on each occasion. The information I requested was basic and not specific to anyone’s account. This was either too tough for the representative to understand, or they simply didn’t care. Based upon this experience, I would never consider working with them!

I was contacted by my county auditor after refinancing my HECM mtge with PHH. The amount on the document was $90,000 more than the Mortgage I took and a 2nd mortgage was placed on the property for $360,000. I do not and NEVER did have a 2nd mortgage on my home. Appraisal and all documents state loan was for $240,000. But auditor states all documents sent to the county say $360,000. Something is really wrong! Tried to contact them via phone and email 4 or 5 times with no responses. I believe this company is fraudulent and scamming people.

I am the trustee of my grandfather's estate, and as of March 1st for the last 3.5 months I have sent the trust, the amendment, death certificates, etc over 20 times! Daily calls with the SPOC department, no updates ever, no one can answer my questions, they send over the packet at least every week as an "urgent" request and we still have no answers. The legal department they claim they send it to, no one can ever actually get them to respond. There is never a supervisor or above to speak to. Every time I call for OVER 3 MONTHS, no one has an answer or any updates on the trust! My grandparents passed, my mom, etc and I have to go over this every single time that I call. They have no process in place, they are disorganized, incompetent, and take no responsibility for their company.
We are hiring a lawyer now because they can't get their act together to review a trust document! All I need is to be on the account and get the pay off. Oh, and they told the escrow company they need the request in writing, with the paperwork I have sent in over 20 times, AND it will TAKE 21+ days to review! What is this madness! I have tried to be nice, patient, but this house is going to fall out of escrow because PHH cannot get a process down to better help their customers. There is NO EXCUSE why I have had to send in the SAME PAPERWORK over 20 times with NO RESOLUTION!!!

PHH did not pay may taxes out of escrow for almost a year, resulting in my home being placed on a tax lien auction. Despite more than 15 phone conversations with the PHH Escalation Department and a formal complaint being filed with the New York State Department of Financial Services, taxes remained unpaid, penalties accrued, and ultimately my home was listed on auction for unpaid taxes. PHH is an incompetent, corrupt organization and home owners would do well to avoid them at all costs.

I have recently had an incident where this mortgage company failed to pay my annual property taxes. I opened up an incident and it got raised to the escalation team. It's not been about 3+ weeks since opening the incident and despite multiple attempts at email + phone call to the direct escalation manager I cannot get a response on the status. The timeline for the taxes has come and gone and they still aren't paid, which is going to cost me even more money. Do I rate an update from this mortgage provider team? Apparently not!
Only update I have ever received was a canned email stating that they were waiting on the county trustee to respond and validate the bill. Well, I called the trustee and they never have heard of this company or even received contact from them. This prompts me to reach out daily to the mortgage company but zero responses come back. Long story short - buyer beware. If you expect a mortgage company that has your back and will work with you via exemplary customer service, look elsewhere.

Updated on 06/21/2022: So got PHH attention with last review and got them to do the appraisal. Now I can not get them to give me a copy of the report 2 months later and can not get them to give me a phone call. WHAT A HORRIBLE COMPANY. I have left voice mails every week to 10 days, send emails and NOTHING! Run away from this COMPANY. Run as fast as you can. I have called the Federal Housing Finance Agency AG on their unfair, unethical, and unlawful business practices.
Original Review: DO NOT USE THEM AT ANY COST!!! Well I am going with the pack on this. PMI is suppose to be removed when hit 80/20 loan to value is reached. Now with house market going through roof, I am well above that. Requested they reappraise the property and pay the $150 fee for that. They cashed my check but won't do the Appraisal. Claiming have not documented enough improvements to home to justify it. Even at Zillow's low range number I at 26% equity. I would refinance but interest rates have gone up so much that would be paying more monthly if I did. :(

Mel on my loan processor got transferred to PHH without my knowledge but I guess they were shot selling some mortgages to PHH and mine was one of them. Ever since then I've had so much difficulty with their customer service. You never get anybody you could understand on the phone and they can be rude as hell. Now they're telling me I'm in default and I'm not. They sent me four left contradictory letters regarding my account and I've had to spend hours on end trying to get my situation resolved. This is not a company you wanna deal with and how I have a feeling they're doing fraudulent things or they're doing things that seem to be fraudulent because they're so stupid.
Do not use this company. I would not recommend it. You would be disappointed. My physical address will which PHH has the mortgage with is ** and this is a real review. I am happy that PHH initially approved my mortgage/Loan for modification due to financial hardship because of COVID-19. My acct/payments has never been late with them. They send back docs to be re-signed and notarized, but they came really late. (Mail delivery is really really slow since COVID-19.) They got the docs on the deadline date but now they rejected my modification. I really thought they are there to help us during this difficult time.

Our mortgage was transferred from another bank. PHH is the worse bank we have ever experienced. We called 10 times, 4 times out of those 10 times we got disconnected after being on hold for 20-30 minutes. One time an associate said she doesn't know how to calculate, so we have to wait for someone else, another time an associate told us to call our previous bank because they don't have records of the past payments. We will never recommend this bank or ever do any banking with them again. Also, we would have given them zero stars if that was an option.

are in the middle of a refinance and PHH mortgage refuses to provide the required payoff to transfer the loan from their company. They also didn't paid the insurance for the property which was escrowed. The actions so far of this company has been retaliative and very unprofessional and has caused duress. We cannot proceed because PHH mortgage is intentionally withholding our legal payoff documentation.

I recently requested for PMI to be removed from my mortgage. I sent in numerous data to show the value of my home had significantly increased since purchase. In addition, PHH sends me one-two times a month a letter offering for me to refinance and THEY give me an estimated value of which clearly shows that I have at least 33% equity. However, they will not remove my PMI until I pay them for a Brokers Price Opinion (BPO). This seems highly unethical. My dashboard (mortgage website) indicates the estimated value quite substantial. Yet, they want to tell me in the letter that my home is worth the lesser of the amount of my sales contract or the original appraisal, penalizing me for getting a good deal. If I refinance with them, my house is worth a lot more, if I don't, well it's worth the sales value. Not to mention over $25k in a master bath remodel since purchasing the property.
Bi-weekly payments - PHH's website FAQs clearly states they offer bi-weekly payment plans. A representative from PHH answered a complaint on this website indicating they do not offer bi-weekly payment plans. PHH's website directs you to a FlexPay form which is a bi-monthly payment option. In speaking with a PHH representative, she indicated they do offer a bi-weekly form and she would have to mail it to me. She stated that the form is not archived yet. This makes no sense. She then proceeds to tell me to call back in two days and they would email me the form. Why would they have a Flex Pay form and not a Bi-Weekly form on their website if they in fact do offer both plans. Which is it? A customer should not have to go through this. I had no choice in the matter of my mortgage company. PHH assumed my previous mortgage companies business. I'm very disappointed.

Why are my payment still going up this year. My taxes and insurance have not changed enough to warrant such a huge increase. Ever since I refinanced with you it has been nothing but trouble. I have been planning a refinance for my mortgage and initially began to work with PHH Mortgage as they hold my current mortgage. Initially I paid for an Appraisal with PHH as the designated lender. After receiving the appraisal report I determined I would use a different lender to provide a refinance for my current mortgage held by PHH. As soon as I requested that the appraisal I paid for be transferred to my new lender every bit of communication and support stopped with PHH. I submitted to PHH a "Transfer or Release of the Appraisal Form" to PHH.
After a few weeks of waiting for them to sign a 1 page release of appraisal form I followed up with PHH with no success. Every time I call their customer service and explain the situation I am placed on a long hold only to be told that their policy is not to transfer the appraisal that I paid for to the lender I decided to work with. It has now been multiple submissions of the same form and going on 3 weeks to simply get the appraisal transferred to my current lender with zero success or help from PHH. At first PHH appeared to be very communicative and helpful, however, as soon as I told them I needed to transfer the appraisal to another lender they completely stopped answering any calls or emails. I am thoroughly frustrated at their lack of any support here as I am trying to refinance my home and the only document holding me up is in the hands of PHH and they are essentially refusing to help since they are not the ones getting my refinance business.

We currently have PHH servicing our mortgage loan. Our taxes and insurance are escrowed. They are holding a substantial amount in our escrow account. Our 2021 taxes were due 11/30/2021. The company has yet to pay them. We are now 62 days past due for our property taxes and it is accruing interest daily. We have contacted PHH Mortgage NUMEROUS times by phone, email, and mail. They continue to tell us they are working on it but the taxes still are not paid at this point. I wish I could give ZERO stars for the unprofessional customer service we have received with this company. I will make sure to never do business with this company again.

I've have been with PHH for 6 years after the account was acquired after the entire Ocwen situation. My account has never been late with PHH, and recently had to file bankruptcy (not including my home in the bankruptcy), they abruptly closed the account and no longer report to any of the credit bureaus. After several attempts to get them to report, I received nothing.
This year after having them to pay insurance and taxes out of the escrow account as they've always have, they change it without notification and now my 1098 doesn't reflect taxes and full insurance payment. This in turn does not allow me to file the amounts that I paid on my 2021 taxes because the 1098 is incorrect. I've called several times on this issue, got through one time and received a name and callback number of an individual Maria (ARR associate iD) where I only receive a voicemail without any callbacks. Now, regardless of time of call, when I call the main number or the direct line I remain on hold without speaking to anyone for a duration of 28 min. or so and the call hangs up.

We would like to see a copy of the appraisal please and see the comps used. We are getting emails from you that our home is worth $417,705. A house exactly the same as ours around the block just sold for $430k and others in our neighborhood are the same price range. My wife is a mortgage processor and previously a realtor. PHH is Ocwen rebranded but as the old adage goes: a pig with lipstick is still a pig. My horrendous experience included litigation in which I prevailed with these guys violating court orders resulting in sanctions for 3 consecutive years. Then, during 2019-2021, they messed up royally in ways that I can't discuss in detail as I'm still waiting to see if litigation will be necessary to have them amend their mistakes and refund me overcharges made to my account. Luckily, I refinanced and won't have to deal with them again. My recommendation, stay away, run for your life. While mortgage loan servicers are notorious for mistakes, PHH is seemingly the leader in such poor behavior.

I refinanced my home last year and PHH was the note holder for less than a month. Since that time I get emails and calls from PHH constantly. My favorite was a call from PHH at 10:30PM on a Sunday night. From my experience they did not service my loan at all, just temporarily provided funds, then sold the note, then used my info for their telemarketing efforts.

Your company as well as your well trained representatives are always kind, patient, and full of compassionate and sympathetic to my needs. I recently lost my 61 yr old husband VERY unexpectedly and immediately when I called explaining my circumstances, the company representative took such good care of my needs. Reassuring me everything will work out and I should just take the time I need to get everything I had to do get done and suggested I call back in a month. They updated their name wrong in my homeowner insurance so they couldn't get my insurance renewal from my insurer. They then sent out letter saying I need to pay them for the insurance they bought on behalf of me. Shortly after that they made another change to their name in my homeowner insurance and this time was the correct name. But it took me hours to call everybody to ask what really happened for the letter I got even tho I already renewed my homeowner insurance before it expired. A simple mistake of incorrect name update from PHH wasted everyone's time. Bad service on PHH.

In December 2021 my mortgage loan was transferred from Sierra Pacific to PHH Mortgage. I have called PHH Mortgage several times since the transfer of mortgage companies to resolve an issue. Each time I call I get someone that does not speak English so I am unable to resolve my issue. I am promised a call back within 24 hours with a supervisor and call never comes. I am at wit's end with PHH Mortgage....

Received a letter my property taxes would go up, and if I could not pay the difference they would automatically foreclose on my property! I am on fixed income, age 69 in February with health issues. This adds more stress. Surely, there are programs in Maryland to help seniors keep their primary homes. Added; they outsource their Agents from India, who I can not understand their language. They know nothing about what is going on in the States. I wish they were at the New Jersey main headquarters. They have a ploy to call once a month to drag out the situation in hopes you will do a short sell, or forecloser.
They did this to me before Covid, when I was one month late. They offered me $10, 000 for a $200,000 home!!! Covid state of emergency saved me from forecloser, but the Agents in India did not know what was going on and asked ME for the information. I am absolutely tired of their games and lack of care for homeowners. We are in the midst of a major pandemic and they could not care less.

I sent a fax for a credit draw on my reverse mortgage on Dec 14. It was supposedly “lost” as of Dec 21 so we emailed a duplicate. We called on Dec 23 and the duplicate was there and the funds should have been in my account as of today Dec 28. We called and the original had “just arrived,” no record of the duplicate and now it will be after New Year before the money arrives. I am planning to file a complaint with CFPB against this company if it is not here next week.

PHH failed to make my flood insurance payment even after I called 3 weeks ahead of the due date to ensure they had a check on the way. They assured me they were on top of it and not to worry. On the day payment was due flood insurance company called and had not received payment. Got PHH on the phone with the flood insurance company. PHH could not wire them the money so I had to pay on the spot to avoid cancellation of the policy. It was agreed on the call that PHH would issue me a refund directly since I had to pay it. They failed to do so. They sent the check to the flood insurance company by mistake.
Flood insurance company takes 8 weeks to refund the check to PHH. PHH told me they would put a stop payment on the check and that it would be back in my escrow in 2-3 business days. 8 days later they still have not put funds back in my escrow. I have been on hold for over 5 hours the last 3 days trying to correct. Holding again right now for 63 min waiting for an "escalation manager" and still nothing. Have tried twice to leave messages for a call back and nothing. Have had 2 employees tell me how embarrassed they were. No wonder they are in the top 5 worst mortgage lender list.

What a terrible company. Have money sitting in escrow for my property taxes and they still have not paid them even though I have been asking for months and have confirmation that they will. Now there will be a 10% penalty because they are late. I can’t even imagine the fight I am going to have in order to get that money back to me. STAY AWAY!!!!

Updated on 10/22/2021: Have been working with the Escalation Managers since Oct 15th, when I was told over and over they would fix the issue. Yesterday, spoke with my escalation manager and told me the wire transfer, sent on Oct 8th had been found and my account payoff would be credited immediately. Today, I get a call from the manager and was told the wire was sent back on the 18th, the day me and the accountant from the title company spoke with escalations and gave them all the information to locate the wire transfer, when this issue should have been corrected to begin with. So today, had to wait on the phone for 49 minutes to get a new payoff quote so the title company could resend the wire transfer.
Now I am going to be held responsible for 13 additional days of interest and had to make another loan payment on the 14th in order to avoid late fees. Even though the title company made the initial error, if someone had transferred me to the escalation department two business days after the wire was send but not posted, this would have save all of us a lot of issues and additional interest owed.
Original Review: I sold my home and on 10/8 a wire was sent to PHH Mortgage to pay off my mortgage. I have called almost every day this week and keep getting different answers, such as Holiday, sent to our bank and we haven’t been notified that it was received, or it takes 2 business days to post. I’m trying to purchase a new home and need to show this mortgage is paid so I can send a system to my new mortgage company.

PHH took over my mortgage from Amerihome and unexpectedly and without explanation, my escrow jumped up $1100. PHH not only had no explanation, but no interest in helping me figure out the problem. They kept putting me on hold and delaying any action and telling me to wait, that they were going to help, that they would get to the bottom of this, but I had to do all the work and furnish them with the information, and even still they wanted more and more time to ascertain what I was giving them directly from the City Tax and Assessors Offices.
They will tell you what you want to hear, but they will always request more and more time (in my case, now over three weeks) to do this and that and then the other thing, but in reality, they are not doing anything except waiting for you to give them information because they haven't a clue how to run a Mortgage Co. They are all misfits from somewhere else, (India) and they simply feed you the Company line about how they are going to help and how they want to verify and how they need more time because they are operating in the Stone Age with Fred Flintstone computers. Don't believe it! They are lazy liars with no interest in you or your problem. They will only protect the Company despite the truth and what you and the City tax assessor and finance dept. know to be correct. FIND ANOTHER MORTGAGE CO. FAST!!!!

My home mortgage was purchased by PHH Mortgage. My previous mortgage company let me pay bi-weekly for free and I could set it up online. PHH Mortgage? Not them. They have to physically MAIL you a form to set up bi-weekly payments (what year is it?) and on top of that, they charge you a $3 fee EVERY TIME you make a bi-weekly payment! That's $72 a year I would waste on a service that actually costs a fraction of a penny to send. AVOID this company. They are out of date, and love to nickel-and-dime their customers for "convenience."

One word, incompetent. The words of the agents sound friendly and they apologize often, but this is due to severe incompetence of PHH. From day one of my mortgage I requested a bi weekly payment set up to match my pay schedule. I was forced to submit application twice and asked a THIRD time because they have no record. They still use FAX MACHINE. I was promised multiple times the bi weekly would start, but when I called to confirm (they never return calls) I was repeated told that it was not set up and they have no notes in the system to verify activity. DO NOT USE THIS MORTGAGE COMPANY.

I am happy to state that PHH initially approved my mortgage/loan for Modification due to financial hardships. PHH later approved Forbearance due to additional hardships as a result of COVID-19. I do not know what would have happened if such help were not provided….I’m sure I would’ve lost my home. I cannot measure how helpful this is for me.

My first experience with PHH was with the website and MortgageQuestions app. The app was especially difficult to navigate and required three separate calls to customer service for assistance with overcoming barriers. Not user friendly at all! The customer service associates were awesome-extremely helpful - and deserve 10s across the board.

It is difficult to get to the right website because the title is different but the info is the same. I set up a web account but now I can't find the web address to log in. To date I have not received an August statement which I want to attach to my extra principal payment. I don't know if I have not received the statement because my regular account is auto pay or there is something additional I need to do. Trying to reach some on the phone is also a very timely procedure.

Bought my 2nd house with PHH and they were awesome in the beginning signing me and my partner up for a loan to our first home together. When we had questions about the mortgage, they were semi-helpful, providing vague answers and not consistent with the details of any aspect of the loan. When we started talking about selling our home to upgrade, they were very rude and disrespectful to my partner as he was new to home-buying and had a lot of questions. I will never use PHH Mortgage again.

I have been attempting to get them to modify a mortgage with a balloon for month. They kept saying missing this. Missing that. They set appointments for calls months out and in the meantime the mortgage balloon came due so they want payment in full or they won’t accept any payment from us. We get to the phone call date and surprise they are missing one more piece of paper. Reschedule for another month out. Get to that phone call and the dates on our paperwork we originally submitted are too old. Need to redo all paperwork. Redo all paperwork. Set another call. Again we’re missing something. Page 3 didn’t make it.
Reschedule the call. Can you email the paperwork to us. It’s the fastest way. Today we canceled you paperwork because we never got your email on June 1st. We will schedule ANOTHER call for August 3rd. My guess is they just want to foreclose on us and because of covid they can’t so they’re delaying until they can legally make us homeless. Worthless company.

Every phone number I can find for PHH Mortgage except the number to apply for a new loan, gives the message "we are unable to connect you due to unforeseen technical issues" followed by the message "our offices are closed, please call back during our regular hours". This happens mid day on a Monday (non holiday). This is ridiculous for a mortgage servicing company.

Where do I start? Two years ago I had a claim filed in my house for water damage. My insurance finally issued the check and unfortunately my loan got transferred to PHH 7 days after the check got issued and it’s been an absolute nightmare to get my check endorsed and sent back to me. I have talked to 7 representatives Francis, Ana, Sabin, Marco, Ruth, May and Bridgette and I have all their employee ID numbers. Not one person has said what the process is to have a check an endorsed. Every single person says something different (it’s disturbing). To top it off everyone is offshore so I get people from India and Philippines that don’t know what they are doing.
I’m 7 month’s pregnant and this has affected me mentally and emotionally. I have cried and cried dealing with this people but I refuse to send my check to a company that’s going to keep it and not send my money back to me. The fact that we went from a 5 star rating mortgage to a 1 star is disappointing. I also call to get a mortgage agreement and they all they the same thing “what is that?” It’s an absolute joke. How people even consider working with this company baffles me. Word of advice to anyone considering this company don’t do it. They will keep your insurance check and you won’t see a dime of it.

I submitted a loan modification package and made sure that everything that I received, was signed and returned completely. My modification had gone through the final steps and I had to make 3 on-time payments. I made all 3 payments on-time as required, but on the 3rd month after I made a payment, I received a letter saying my loan modification was denied due to an issue with my mortgage title. I tried to call my relationship manager, as the letter stated, but they can't transfer you, but only make an appointment with your relationship manager. So I asked the rep about the letter and they didn't know anything, so I asked to go to escalation. I was told there was one paper that I needed to sign, I explained to him, that these past few months of talking to someone each month when I had to make 3 payments, no one said anything about missing paperwork.
So he sent to me and I signed it, but because it was after the fact, I was told I had to resubmit my request for modification and start the process over. I had done everything I was supposed to and made my payments, but because of failure on the relationship manager's end or whoever was calling me each month, didn't verify that everything was complete. I can't sign a paper that I do not have. I resubmitted the paperwork, and I kept getting letters saying I'm missing paperwork and I would fill out everything they send, but I would get something else, saying I'm missing paperwork, but it would be what I've already signed and submitted.
The second package was finally complete, but now it has been denied, which doesn't make sense, since it was basically approved the first time, just missing one form that they failed to give me. I never speak to the same person when I have scheduled calls and they all say different information. No one seems to be on the same page. Because someone at PHH failed to verify all documents were received when I initially submitted my package, now I have to put in an appeal to keep my home from foreclosure. I'm using my VA home loan, and my VA advisor is aware as well because he's had a hard time getting in contact with PHH as well about this issue. It's not right that I did everything on my end and I'm the one that this affects.

This "company," (really a debt collector) after purchasing my mortgage servicing from another company – something I cannot do anything about – then turns around to tell me that in order to make payments on my loan, I either: 1) have to send a check in by mail, or 2) I have to pay them the exorbitant sum of $19.50 every month to pay my mortgage online. I also have to sign a document which is like an amendment on my mortgage to this end. This on top of whatever fees they are charging the holders of my mortgage.
This is scandalous, and for a website that looks like it was made on a 1990s and for the internet security that I'm sure this unscrupulous band of bandits, wherever they are located (since they have several addresses even in the official documents they mail me), have not paid for. Welcome to America! This is what happens when we let robber-baron corporations get away with crimes and unethical actions and we don't hold them accountable!

UPDATED 5/11/2021: I made a complaint a few months ago regarding PHH mortgage sending a homeowner's insurance payment twice that resulted in overdrawing my escrow account. I made several attempts to PHH before this payment was sent to make sure this did not happen. After my first complaint I had a supervisor call me who said he would fix the issue. He took my payment over the phone of my refund of my homeowner's insurance. He said he would make sure it got posted back to my escrow it assured me it was taken care of. I just checked online and it was posted as a payment so my escrow is still short. This is an absolute horrible company please stay away from it. My original mortgage was with quicken loans and they sold to this company. I would do anything possible to try to get away from PHH mortgage. They really need to be investigated on their practices
ORIGINAL REVIEW: My mortgage was transferred from Quicken loans to PHH mortgage servicing the beginning of February 2021. Quicken loans paid my homeowners insurance on January 25th 2021 before the transfer. I noticed on PHH mortgage site that they were getting ready to pay my homeowners insurance again in March 2021. I called and spent over an hour on the phone speaking to two different representatives to make sure they get the updated information from my homeowners insurance or quicken loans that it was already paid. I was advised they would take care of it. I now received a notice that my escrow account is short $2,500 and that they are going to raise my mortgage payment.
I called and spoke to two people today at PHH mortgage. The second one told me that they just paid my homeowners insurance in March after I ask them not to. I spent an hour on the phone a few weeks ago to get nothing taken care of. I asked for it not to be sent. I was told they would not and now they did. Now my homeowners insurance is double paid and I got to spend more time on the phone to get it sent back before my mortgage payment goes up.
I read the reviews on PHH mortgage when I got the notice it was being transferred to them from quicken loans and was very worried that I was going to get poor customer service and in fact the first month that my mortgage is service with them my mortgage is now all screwed up. I really wish when you get a mortgage that you had the right to say who your mortgage can be transferred to for servicing. I've had mortgages for over 23 years with many different companies and I've never had issues like I've had this past month with PHH mortgage. If you're trying to finance or refinance do not use this company. It's just going to be a nightmare.

I happened to come across the webpage about OCWEN/PHH. My parents and I live in Mobile, Alabama. Our home was wrongly foreclosed on. We had OCWEN but it changed to PHH. Right after it changed they said we were 2 or 3 months behind. My parents have never been late or missed a payment. They had just did upgrades to the house. The payments were only $686 a month. My mom had just leased a brand new car. My dad was diagnosed with prostate cancer and stayed in the hospital with multiple health issues 90% of the year prior to his death May 4, 2020.
We were homeless along with my 12 year old May 6, 2020. Deutsche Bank bought our house and immediately threatened us with having us arrested. Riding past the house every day. We have been homeless living in a car for 11 months. My mom is 71 and she has worked full time her entire life. 27 years at the same job. No one will rent to us because of the foreclosure. We talked to a lawyer but they said they couldn't help us. My mom is making payments on a washer and dryer that's in storage we can not use. I can not go through another summer in a car. My daughter's custody has been taken because we don't have a place to live. When I checked the credit report oddly it was June and July that was missing.
When asked where they were they just tailgated around the question. Not even an attempt to try to find what they did with it. My mom paid with money orders. I read other people with online accounting saw where PHH misapplied their payments to the principal. My mom has been bullied and talked about at her job for being homeless. I just thought I'd share our story. I know there is no hope for us. I'm literally drove into madness with what they have done. Every single night I dream of being back home and my dad being there answering questions to Jeporady out loud until he misses a question and turns the channel. One of your customer service rep was very helpful when they call me asking if everything was ok with me. I said that I had the Covid-19 for the past 3 weeks and didn't go to work because I was in quarantine. I told him that I will make this month payment a bit late for that reason. My husband was able to make the payment today. Thank you!

I got a mortgage payoff and called about the approved "methods". It was explained to me that even though I've been paying using ACH for over 10 years that you WILL NOT accept that as a final payment. That's dumb. Please explain to me why not. Further after calling back there is a discrepancy of where the final payment should be sent and the person I spoke with, after consulting with others in the department, could NOT tell me where to wire the final payment. They were however able to tell me that if I sent the payoff using ACH, it won't be accepted and will be returned. When questioned as to why, the answer was "that's just the way it is." Unbelievable.

I can't remember the name of the young man that I spoke with but he was very helpful in getting me set up on monthly payments for my new mortgage account. He was very courteous and very helpful. He also made sure I had my new account number as my mortgage had just been purchased and I didn't have any information. Most pleasant young man.

A phone call to PHH Mortgage on March 11, 2021. I inquired about the insurance coverage on my mortgage. The latest bill by my insurer was too high, the PHH mortgage representative was extremely helpful even suggested a company to check insurance rates. Then told me if I changed insurer what to do, who to call, and where to send the refund check from present insurer. This is the first time that I felt a mortgage company was working for me, The representative was courteous, knowledgeable, concerned plus, making sure my call to the new insurer was answered so that I was not hanging on a line with no answer. Very pleased with PHH and the representative for the company.

I called the customer service to speak with a financial expert regarding my loan. After a series of connections from one person to another, I was finally connected to Mimi who is assigned for my state which was NC. She helped me throughout the procedure and stayed with me on the phone for almost 4hours. What she did was exceptional and I cannot thank her enough. She works well with Angela who was also prompt in her responses. Kudos to all the loan officers of PHH Mortgage!

The Agent was superb, thoughtful, and basically, this was the most rewarding experience I've had with PHH via the telephone. The increasing stress my family was experiencing because of the crisis brought on from the COVID-19 Pandemic and the loss of necessary income enough to continue with our house payment was becoming almost unbearable. That's when I was so very pleased that PHH Mortgage reached out to me even before I reached out to them with a Forbearance plan that granted me precious months worth of mortgage payments that will be due at the time of mortgage completion. I can't express the comfort and relief this company gave me with their willingness to work with me during this terrible crisis. They are like a breath of fresh air in a very stifled environment. I'm so very thankful to have such a great mortgage company.

The 1098 form I received is incorrect. I spoke to one of your associates who was not sure if the appropriate real estate taxes were paid for the year 2020 but would ask someone to research the matter. The taxes were paid for 2020 within my mortgage payments. I have little confidence that your accounting methods are to be trusted. This error is delaying my tax filing and I would like a correct 1098 form as soon as possible. Thank you.

I discussed the process to amend my credit reporting from a previous lender, in which your company has replaced. It occurred a number of years ago and I am trying to rebuild my credit. Overall, I have been very pleased with PHH and their customer service since they took over my mortgage a couple of years ago. However, I recently had a complaint. My issue was quickly escalated to a supervisor and resolved to my satisfaction.

I was concerned about making a payment prior to my electronic payments starting. The customer service agent I talked with was very helpful and answered my question. He was very friendly, courteous, and explained everything I needed to know. Mortgage interest statement for taxes, I spoke with a gentleman about this and he was such a pleasant person to deal with. So patient and understanding with all my fumbling around on the computer. I could kick myself because I can’t remember his name but he had an accident and he was the sweetest person in the world. There is acknowledgement of Better Service from PHH. There were better answers and suggestions for my care from my mortgage company. PHH representatives always asked if there was something that they could heldo to help. There was a very important question/concern that I asked about, the representative told me exactly what I needed to do. The same question was asked recently, response "We don't do that."

It was my 3rd call of the day, not at the fault of the prior 2 reps. Seeking to get status of PMI removal, 1st call- sent me response letter electronically, 2nd call- sent me copy of the appraisal for review, 3rd call- me asking how to appeal the appraisal. Angelo was super helpful, pleasant, relatable, appreciate him taking the time to get me the assistance and point me in the right direction where we both were not familiar with the process to appeal the appraisal.
