    We are writing this review today with the sole reason to warn people of the atrocious behavior and shady sales tactics that we’ve experienced since being owners of a timeshare with Holiday Inn. We were truly tricked into this purchase; the selling points the sales representatives used were all false and it was all one big bait-and-switch scheme. We received dozens of non-stop calls from Holiday Inn back in 2019, even when we asked to be put on the DO NOT CALL list, which is illegal to call people who request to be on the do not call list.

    When the time came to attend the meeting, we were there for over 6 hours even though they said it would last 60-90 minutes! We remember clearly saying no multiple times to our salesperson but that didn’t stop her, she continued, and after hours of exhausting back-and-forth with nothing to eat but a bag of chips we unfortunately agreed. Never in my life have I experienced such blatant dishonesty from a company. Holiday Inn has zero interest in customer service or experience, all they care about is breaking down potential clients and then taking their hard-earned money. Their behavior and predatory actions are borderline criminal and truly shocking how they get away with this.

    Purchasing a timeshare with Holiday Inn has been the worst decision we’ve ever made. The salespeople who sold us the timeshare made it seem as if we were purchasing something marvelous that would benefit us and improve our lives, but there has not been any type of benefit or improvement. There is no other way to say it, but we were tricked into this purchase. I wish we could say that this was all a dream that we will wake up from, but it’s just a nightmare.

    Holiday Inn is very inconsiderate as well, I had an unfortunate accident which I could now only walk with a walker assistance and I could only walk 10 sets at a time, which of course has made travelling impossible for me. Some time ago, we booked a stay at Holiday Inn in Massachusetts, and they didn’t have a handicap accessible room for me, so I was forced to sleep in my chair which was very cold-hearted. My husband served his 4 years in the military, and it is just outrageous this is how they treat service members!

    I wish I could give Holiday Inn a lower rating. I can however provide some insight on how awful they are. My husband and I bought a timeshare with Holiday Inn under false pretenses. It was nothing short of a scam! They made it seem like buying a timeshare with them was something that would lead to us saving money but in fact it’s been a HUGE waste of money! With Holiday Inn Vacation Club we are paying $2,604 a year for the mortgage, $550 for the maintenance fees, and almost $200 for the annual membership fee and it is still not enough to book anything more than a 2-night stay! Garbage!

    Don’t believe them when they tell you this is an “investment” and beware of their pushy salesmen. They will lie about anything and everything to get you to buy and when it’s too late you’ll realize you’ve been scammed. They failed to disclose the important financial details with us when signing the contract they rushed us through, and it was in a language my husband could not read or understand! Holiday Inn Vacation Club needs to be investigated for their fraudulent sales methods. They are hurting innocent people!!!

    Very disappointed in Holiday Inn. We got coerced into getting a timeshare with them and it’s been an absolute let down. The main reason I bought into Holiday Inn was because they told me that with a Holiday Inn timeshare, I would have discounted access to Disney World and other attractions. It turns out Holiday Inn is NOT affiliated with Disney at all! Or any other attractions in the Orlando area. They just said that to convince me to buy the timeshare. The financial details were murky at best during the presentation. They left out a lot of information that would have prevented any reasonable buyer from purchasing their timeshares. They never mentioned the yearly Maintenance Fees would increase every year by about 6%. Potentially several thousands of dollars a year. They said it was a real estate investment that could be sold or rented easily. That is an outright lie.

    I never intended to buy a timeshare, but their corrupt sales employees guilted me and my wife saying that this would be great Investment for our family, our children can enjoy this in the future. There is something very shady happening at Holiday Inn. Look at what other people are saying about them. Not only are you in debt for life with them, but you are passing on this unending debt to your children. Don’t make the mistake of buying a timeshare with Holiday Inn! What I thought was something good for my family has now become a huge burden! Shame on Holiday Inn and shame on their executives who continue to operate the way they do!!!

    Holiday Inn timeshares are pretty much a scam! My husband and I attended one of their timeshare seminars in exchange for a discounted stay at one of their resorts in Florida. We heard what they had to offer, and we eventually decided to buy a timeshare with them. Unlucky for us is everything they told us was either a lie, a half-truth or exaggerated. They called their timeshare and “real estate investment”. We believed we were investing in property, that could be sold, refinanced, or rented and that we could use it whenever we wanted. That turned out to be a huge mistake. The salespeople lied about being able to refinance it with a credit union! There are many fees they did not disclose as well!

    We never saw a “Truth in Lending” document stating the true financial impact over the course of the loan. They lied about being able to “simply sell the timeshare back”. Had we known that we had a 10-day cancellation policy, we would have canceled it days after the purchase. They purposely dupe people to get you dragged into a contract. Getting a Holiday Inn timeshare was a horrible idea! Nothing about their timeshares is worth the astronomical debt you’re in when you get one. All because of the lies and corrupt sales methods! I suggest avoiding Holiday Inn Vacations Club at all costs.

    The 90 min presentation took half a day out in the 100 degree weather. Wasted my time. Mears taxi sucked. It was in time to pick you up but we had to wait 2 hours in the sun for taxi to pick us and drive us back.

    We purchased the lowest points to be able to go once a year for a week somewhere. First off, they lied telling us that there was only one yearly fee at the first of the year. There are 2. Approximately $600 on fees yearly. Then when you want to go somewhere, nothing is ever available unless you want to pay as a hotel price or book over a year in advance. There’s no way to get out it seems, except to ruin my credit and not pay. The exit companies are not easy to find and they have fees too or get a lawyer that I can’t afford either. Also, they told us if we want to we can transfer our yearly points to use for hotels reward points, well if you want to pay $200 to transfer you can. Out and out deception and taking advantage of innocent. If I could warn others, I so would. So trying to post different places to prevent someone else from being taken advantage of.

    Proceed with caution when dealing with Holiday Inn. I thought for such a well-known company, they would a bit more honest with consumers. Unfortunately, that’s not my experience. I attended a “quick” presentation that lasted for HOURS! The whole time, I was pressured by 3 salespeople to buy a timeshare package. Not only did they pressure me, they lied about everything as well! I was told I could sell or rent points to others to help pay the mortgage, but it’s not that easy. I was rushed through the contract portion. I assume salespeople were aware that if I knew what I was really signing up for, I would have backed out. I really thought they were trying to break the company record for fastest contract signing! Even the fact that my heirs will be responsible for the payments if I die was left out! This reeks of an intricate, barely legal, highly unethical, SCAM!

    Holiday Inn Vacation Club is a total RIP OFF! I hope this serves as a warning to anyone who stays at a Holiday Inn property or gets asked to attend a presentation with them. It’s robbery. I made the mistake of buying a timeshare with Holiday Inn and it’s been a horrible experience. I was lied to, and they sold the timeshare to me as if it was an investment property. They told me I could generate rental income. They violated truth in lending by not disclosing critical financial information. Maintenance fees have DOUBLED to $2,300 a year!

    Their sales reps failed to mention all the hidden fees associated with being a member. Even during the time that people were struggling during the pandemic they managed to continue ripping people off. The sales reps were very pushy and wouldn’t stop pushing the sale even after declining multiple times. They don’t offer any relief or seem to sympathize with those of us who fell victim to their scam. Getting a Holiday Inn timeshare was a huge mistake. Do yourself and your family a favor and do not purchase a timeshare with HIVC. Read the reviews and what others have said about them. They’re professional liars and scam artists.

    My disdain for this company runs deep. Holiday Inn took advantage of my wife and I and tricked us in to buying a timeshare. Neither of us expected that a reputable company like Holiday Inn would be so unethical that they blatantly lie to your face. We thought (based on what the salesman said) that we were making an investment since there was so much talk about how the value would always go up. We could rent it, sell it, or use it for ourselves. Selling is nearly impossible since timeshares do not actually have any monetary value. Renting requires extra fees on top of the several thousand dollars we have already sacrificed. Even using it is a nightmare. It’s nearly impossible to get reservations! Then they came up with a new system, took away our week, and converted us to points… costing thousands more! Points didn’t help with getting reservations, it made things worse. I’m done dealing with these crooks!

    After staying at Holiday Inn hotels for so many years, I never imagined having such a negative experience with their timeshares. The first package we purchased supposedly did not come with enough points to be able to obtain reservations when and where we wanted. My wife and I ended up purchasing more to alleviate this, but it was a waste of money as it solved absolutely nothing. We’re never able to book anything no matter how far in advance with the exception of one instance which was during “hurricane season”, and that’s also when we found out that there is a $200 fee to make a reservation. And you guessed it, we had to cancel that reservation due to a hurricane. Why am I paying a mortgage monthly and maintenance fees yearly just to be forced to pay even more to actually use what’s being paid for?!     I wish I could rate Holiday Inn and their timeshares less than 1 star. While staying in a presidential suite in Branson Missouri, we discovered that the sheets were wrinkled as if they had been slept on and it was OBVIOUS that the sheets were not clean as there were signs of sexual activity from the tenant before us. What’s worse is that when we called the staff for new sheets, we didn’t get them until 2 days later. These are the kind of accommodations we were subjected to as “members”. As if that wasn’t shameful enough, we were invited to a “member meeting” the next day. These high-pressure sales meeting are an absolute sham. Beware of their lies and deception when they’re selling you timeshare. Their own salesmen didn’t know that they were taking over Silverleaf.

    Holiday Inn isn’t a reputable company anymore. They’re a lousy timeshare racket focused more on ripping people off than providing a good product. We were lied to when they sold us a deeded property in Tennessee but, these crooks actually sold us a Florida trust. They lied to us about the interest rate which is 13.95% and although we had a Silverleaf contract that was already paid off, they lied to us and said Silverleaf was no longer usable and needed to upgrade to enjoy our timeshare. It’s an absolute shame what Holiday Inn turned into!!!

    One of my biggest regrets is dealing with this shady company. Holiday Inn Club Vacations has done nothing but deceive me from day 1. I’ve told them that I haven’t been satisfied with my purchase and have gotten no help or relief. I wanted to take advantage of the buyback program I was promised during the initial presentation, but it turns out that there is no such thing! Now I’m stuck with a timeshare I don’t want because it’s useless when you can never book a vacation. Maybe if I had known how much this would REALLY cost from the beginning, I wouldn’t be in this mess. My salesperson lied to me about the price, now I’m paying 3x what I anticipated! The worst part is that I have to throw away so much money on something that I can’t even use. I have gotten 1 vacation since 2019 since there is never any open reservations. What a JOKE.

    Holiday Inn scammed me, and I didn’t know until it was too late. If you’re ever offered a discount vacation, DO NOT TAKE IT. It’s a tactic to force you into a presentation so they can sell you a timeshare. They’ll make it sound like they are giving you the world for a “reasonable price”, but it’s all fake. I was sold on the promise I could vacation at any time, but I can never find a reservation! They pointed out how much money I would save by buying into their system and it made sense in the moment. That is until I looked closer at the contract they rushed me through and found out that I’m responsible for about twice the amount I agreed to. I’m not sure how they could get away with this, but I am making it my mission to make sure people know what type of business they do!

    Holiday Inn Vacations is guilty of ELDER ABUSE! At an owners meeting, they trapped my husband and I into an additional contract by saying we were getting an “upgrade” which is all non-sense. We are now stuck with TWO timeshares!! They’re making us pay TWO maintenance fees. They knew what they were doing by deceiving us, they only care about making a buck. SENIOR CITIZENS BEWARE!!! This isn’t the first time you hear of Holiday Inn bamboozling seniors! Pressuring owners and potential owners has become a common practice and they prey on the elderly! Anytime you stay at their resorts they constantly hound you to attend the owner's meeting…all to get you to cough up more money! It’s sad to see what Holiday Inn is doing to folks. Tell your friends and family to stay away from them! We’ve been owners since 2007 and I can assure you that Holiday Inn isn’t what it used to be! STAY AWAY and DO NOT buy a timeshare with them!

    Liars, thieves, swindlers, and crooks. That’s the only way I can describe Holiday Inn Vacation Club. I originally said no to the timeshare and walked away because $100k is insane for a vacation package. Three men followed me saying I already committed so they’d work on the price and went so far as saying if I left, I’d be “in trouble”. They brought the price down to an astonishing $12.5k and promised I could refinance and bring the payments down, but no banks refinance timeshares. They sold me on access to Disney and Universal Studios, which is nonexistent. There were supposed to be tax incentives too - those never came because they do not exist either. Everything we were told was a complete misrepresentation of facts. Down to making reservations. If you think that you can actually go somewhere with all that money you waste, think again!!

    While making a Holiday Inn Express reservation I was presented a verbal offer for a three-night stay at a Holiday Inn Club resort for $199. Further, I would have my money returned after attending a time-share presentation. I am a travel writer and thought I would use this offer/opportunity to experience a time-share presentation and review the Lake Tahoe resort.

    When I called to book my reservation my preferred date was not available. It was at that time I was advised that I would not be staying at the resort but rather a nearby Holiday Inn. I asked for permission to experience the amenities at the resort I was told I would be staying in and was informed that was not part of the program and I would need to pay extra to deviate from the program. I told the phone agent that was not what I agreed to during the telephone sales pitch and respectfully requested to cancel my reservation and refund my money. I was told there are no refunds and I should contact GuestServices.

    Guest services emailed me a rejection stating the original sales representative explained the program does not allow for the participant to stay at the resort. Nothing could be further from the truth. This program is a scam and a classic bait and switch, and consumer warnings should be posted by all consumer protection organizations and social media throughout the country. Buyer beware. Do not get suckered in!

    I have been an owner with Holiday Inn Vacation Club for just over a year and I can tell you it has been one of the worst, most infuriating experiences of my life. I agreed to listen to a sales pitch in exchange for a “free” vacation. From the start, I was VERY explicitly told that this was NOT a timeshare since there are points rather than being tied to a property. From there, I was only told more lies. I was told all about how easy it would be to make reservations and even promised I wouldn’t have to pay any more that my monthly payments to make one. They hid the fact that there are fees to book… and that’s IF you can even get a reservation!

    All the financial details were hidden. I had no idea how much debt I was signing up for. If I knew that the interest rate was so high and would DOUBLE the price I agreed to, it would have been a game changer. When I attempted to cancel, the call was mysteriously not logged so there was no “proof” that I requested a cancellation within the allotted time. Everything with HIVC is shady and deceptive. Watch out for these snakes!

    After dealing with Holiday Inn since 2014, I can tell you it's an experience that I wouldn't wish on my worst enemy. I have been lied to at every turn. The first salesperson I dealt with said I was not going to be buying a timeshare, but a deeded property. I was also promised the ability to own a property at Disney World, come to find out there are no properties there through Holiday Inn. The maintenance fees go up every year and I'm expected to continue paying them, even though we can almost never get a reservation.

    In the event that you can get a reservation, expect to be hounded to go to more presentations where they just want to sell you more points. Through all of this, I was told more than once that since I had deeded real estate, I would be able to sell the property for a profit. As it turns out, timeshares are worth nothing. After spending $38,000, I have only been able to travel four times. That brings the total for each trip to $9,500. If that's not a scam, I don't know what is!

    The best thing you can do for yourself is RUN away from Holiday Inn (and probably any company that’s similar). I wish I would have. I was sucked in when I was offered a $199 4-day vacation. When I arrived, I saw they pulled the old “bait and switch”. I was promised a 5-star resort but got a rundown, low-budget hotel. There was a requirement to go to a presentation, so I did. I spent the following several hours being lied to about exclusivity, perks, the value of the “property” that I’d own, and more. Nothing that the salespeople told me turned out to be true.

    And as if the hotel bait and switch wasn’t enough, they did it with the timeshare contract too! The ending price was WAY higher than what was agreed to. Things that were said by salespeople were the complete opposite on the contract. “Why did I sign?”, you ask? That would be because no one gives you time to review anything! This has been a terrible mess that I want to get out of. Save yourself and jump ship if you are already thinking about doing business with Holiday Inn.

    After being an owner for a number of years, I'd like to leave a good review of my experience with Holiday Inn. The reality is, I simply can't. Buying a timeshare with them was possibly the worst decision I've ever made. I made the grave error of believing sales reps that are only out to make money. I was told this "investment" would be able to be refinanced by a bank for better interest rates.

    When I attempted to do this, I learned a sad truth: Timeshares do not have monetary value and no bank will take the risk carried with financing these loans, even with my near 800 credit score. There was also supposed to be a high resale value if I wanted to sell. Piece of advice, before buying a timeshare, go to eBay where they are being sold for next to nothing. They go for $10.00 or less, that's not a high resale value at all. Considering the thousands of dollars I've poured into Holiday Inn, I hoped I'd get something in return. I've had difficulty booking a stay even in my own unit. I am exhausted from throwing money away!

    Liars, scammers, and thieves. Those are the only words that come to mind when I think of Holiday Inn. When my granddaughter and I bought a timeshare, we did not know that promises of dream vacations would turn in to a nightmare. What we bought was described as an asset to be handed down to our family, which is the biggest reason we said yes. There would be rental income to help us with the fees (lie), and we could still vacation FOUR times a year (another lie)! We had no idea about the extra fees to book a reservation just to use the points we ALREADY pay for monthly. In fact, our payments are higher than we were told they would be. When we signed the contract, the salesperson told us to refinance at a bank to get a lower interest rate and bring the payments down. They had to have known that no bank will do this. Everything they sold us on was a lie!

My nieces and I were going to Memphis for our birthdays and we could not get a room. They said they were booked. Anyway I finally went on either Expedia or Travelocity and got 2 rooms 3 blocks from Beale Street and the hotel I tried to get thru them that was already booked up. And it was cheaper. I have been paying on this thing since June 2014. They take it straight out of my checking account every month. I have paid over $12000.00 already for a $8800.00 place they said. Plus the fees that go along with it. Membership club dues I just paid and the maintenance fees which go up every time. I am a single senior now and living on a very fixed income. Don't waste your time purchasing!

    I stayed at Holiday Inn Wilkes Barre East Mountain in Aug 2021. Priceline had booked 2 reservations which was immediately noticed by the GM Jerry **. He stated he would cancel the one erroneous reservation. On my way out I asked if he had processed the cancellation in which he confirmed that he had. Since my stay my credit card company has been disputing the second reservation which I was told by the front desk employee Tia that Jerry ** never canceled the 2nd reservation. In six months since my stay, Jerrry ** the General Manager who checked me in and out has not returned one phone call and sends me to voicemail. IHG guest relations wasted my time by just putting my issue back to the hotel manager which is Jerry **. Besides the fact that the room was filthy, didn’t have any amenities like fridge or microwave. Oh and a little girl almost drowned in the pool the first night

    My husband and I have been dealing with Holiday Inn Vacations since 2019 and are fed up with the entire company! All of their salespeople should be fired for the blatant lies they tell to trick people in to buying a timeshare. We were convinced by our saleswoman that we were buying a piece of property, and for the price, it made sense. There was no time to think about what we were getting in to. Everything was rushed since the deal was “only good for that day”. Naturally, even once we agreed, they kept leaving information out. We had no idea how much we would actually end up paying after the 10-year loan was complete.

    If we knew we’d be paying DOUBLE what we agreed to, we’d have walked away from these crazy people! The maintenance fees were also far over the $68/month that was quoted AND they go up every 12 months. All this money and we cannot even vacation because nothing is ever available. To make matters worse, when I lost my job due to COVID, Holiday Inn offered NO help. Even during a GLOBAL PANDEMIC, these people lack compassion and only care about money.

    Learn from my mistakes and get away from Holiday Inn. If they call and offer you a cheap vacation, do not take it. That’s how they get you in to presentations so their soul-less sales staff can harass you until you sign on their fraudulent contract. We were told that they only needed 90-minutes of our vacation, but this ended up taking 5 HOURS.

    For all those hours the sales staff methodically threw information at us at such a fast pace, we had a hard time keeping up. All the numbers they spouted off made sense at the time. They said with 50k points, we’d have plenty to go where we wanted, then magically, the only package available was 100k points so we were forced into a more expensive purchase. There was a lot of information that was withheld, the interest amount, extra fees, maintenance costs, and more. We were obviously manipulated in to saying yes. When we did, a huge stack of papers got shoved at us and we were directed on what to sign and initial. They purposely flew through it all so we couldn’t catch any red flags!

    When we tried to cancel a few days after, we got told we were outside of the cancellation period, another thing no one mentioned. Since we were stuck, we tried to at least make the best of it but that did not work out either. Nothing is ever available to reserve. We are beyond annoyed that we got stuck with something so useless when we have paid over $10k…SO FAR!

    29 Dec 2021, Holiday Inn Club Vacations is a JOKE! Their sales staff are liars and manipulators. I hope others don’t get trapped as my wife and I have. We took a trip in 2017 with our 3 grandkids after their father, our son, passed away. My wife was also recovering from a major surgical procedure. When we checked in to our room, we were informed that we had to go to an update meeting, so we were aware of changes in our ownership. Before going to our room, we sat in the meeting with our luggage and met with our saleswoman. She spoke quickly so we wouldn’t pick up on important information and did the same when the contract came so we did not have time to ask questions. We were never made aware that with an upgrade, our payments would be double what they were before.

    No explanation was given for what Maintenance fees cover. In fact, we are not sure why we need to pay them at all being that every time we stay at a resort, the rooms are in disarray. Shouldn’t our payments go to fixing the broken thermostats, or the appliances that don’t work, or maybe the doors and dressers which were not put together or installed properly? All this is under the assumption that we can even get a reservation, which is always an extremely difficult task. At this point, we are throwing away hundreds every month for something we can’t use!

    I called to see about room rates at Holiday Inn in Las Vegas, Nevada, and accidentally got ahold of HICV, Holiday Inn Club Vacations. They offered me a room a block off the strip for $199.99 BUT, the room could be free if I go to a presentation for an hour. I agreed. I can do anything for an hour. I got to the presentation and their first question to me was “Are you here for the 120 minute presentation?” I said, "No. I’m here for the 60 minute presentation." The guy said “that’s the second person that told me that.” Anyway, I had to spread some of my Mother’s ashes and get to a show I already had paid for tickets to, so I just didn’t have another hour to give them. They told me that if I went to the presentation I’d get my $199.99 back in cash and if not, then I’d pay $199.99 for my room. Well they lied on the phone! Told me I was it was one hour long on the phone, then two hours long in person.

    Well before I left the hotel after they threatened me to give me more charges or to take my room away and leave me without a room in Las Vegas if I didn’t go to another one of the presentations, they charged me $300 without telling me. I didn’t get a I got a check out slip. It didn’t say anything about $300 on it. It was for $37.01 for local taxes. So don’t fall for their tricks, their sales people trying to get you to buy their goods and the Resort is not very nice. I stayed at the Holiday Inn club vacation package, Desert club in. It was trashy. They had no services for their guests no maid service, no taxi service, their taxi light was broken on their building. They could not call you a taxi because too many people have walked away from them and they can’t get service anymore.

    They did not tell me they charged me any additional money. However when I go back to read the fine print of the paperwork they sent me way back in a second click area it says they will charge you if you don’t go. But I already made the arrangements with the gentleman on the phone so no documents that came to me after that fact should in any way affect their ability To charge me additional funds without my knowledge. Or without informing me. It’s a disgrace that Holiday Inn is getting taken down into the mud by Holiday Inn club vacations. I thought they used to be a reputable hotel. Maybe I was wrong.

    While free and cheap vacations are tempting, do NOT accept those offers from Holiday Inn. That’s how they trick you in to wasting your hard-earned money on a useless timeshare. My wife and I took one of these vacation offers and stayed at the Orange Lake Resort in FL. The first part of our required presentation was great. The salesman took us on a tour of great rooms and amenities, like the lazy river, on a beautiful property. Once the tour concluded is where the problems started. We were initially offered a $30k package, I told the salesman there was NO WAY that would happen. For almost 2 hours, he kept throwing deals at us, clearly not understanding what “no” meant.

    Eight years after the purchase, we finally get to use the timeshare. (I was stationed in the UK right after the purchase) When I tried to book, I was told there was not enough points and that our RCI membership doesn’t work in conjunction with our “purchased week”. During year nine, we finally got a reservation, but we did not get the beautiful rooms we saw before. We got a hotel room with DEAD COCKROACHES in the bathroom!! The exclusivity of the resorts was also grossly misrepresented. Instead of throwing money at Holiday Inn, go online and book a hotel on your own. Just be careful of the roaches.

    We were sold a Holiday Inn Club Orange Lake Resort timeshare. What a scam. $20,000 gets you nothing but lies about what you can do with your points. It bought us nothing but heartache and debt. They make all types of promises they don’t keep. Steal your hard earned money. We haven’t even been able to use the timeshare ever because we don’t have enough points. They say...     Orange Lake's timeshares are useless. They offer you passes to Disneyland and Universal Studios, tell you lies about what you can do with these timeshares, they tell you that you are buying real estate when you are not, and scam you with fees by twisting the words in the contract. If they tell you that they are easy to book and there's always availability, they are lying to you! If they tell you that it will make travelling more affordable, they are lying to you! If they tell you that it will pay for itself when you are not using it, they are lying to you!

    If they make it sound like you're getting the deal of the century, they are lying to you! If they say you can refinance easily, they are lying to you! My mortgage agent laughed at me when I tried to refi because the timeshare was worthless. We travel between France and Brazil a lot, and they convinced us that this was the travel hack that we had been looking for. All we ended up with was a contract that has us paying more and more until we die, and then has our kids pay until they die. Only buy if you think your mortgage agent needs a good laugh.

    Don't get swindled by Holiday Inn! I got an offer for a 3 day free vacation, but it was contingent upon me sitting through a presentation. My 1-hour appointment turned into 5 exhausting hours of salespeople roping me into making a purchase by lying about everything that was being offered. The salespeople told me that I was buying property and used words like "mortgage" and "deed". What I actually bought were points. I was happy about the ability to pass this down to my grandchildren, but I learned that they, also, be responsible for the fees, I was angry.

    My salesperson, also, did not bring up things like the extra fees there are to book vacations or the cost of activities at the resorts. The 4% maintenance increases annually were, also, not talked about. At least I had the option to give it back, if I changed my mind, right? NO! When I tried to give it back I was told there is no such program! The sales staff preyed on me because of my age, 78, and a desire to do things for my grandchildren, while I still can. All they did was lie and omit information to make a few bucks!

    Holiday Inn Vacations are simply heartless! In 2018, my wife and I were visiting the Orange Lake Resort as my wife had been offered free Disney World tickets to attend a meeting there. At the time, my wife was very ill (diagnosed with a disease that had no cure) but going to Disney World was a dream of hers, so we made a very long drive from Houston to fulfill her wish. We waited over an hour before we met with one of their employees, and it immediately became a very pushy sales pitch. I told them over and over again we were not interested due to my wife's health, but they used that against me and made me feel guilty that I wasn't giving my wife amazing vacations while she was still alive.

    The ONLY reason I EVER agreed to this purchase was to get my wife and I out of that room and to take her Disney World. Throughout the whole meeting, she was visibly not well, yet not once did a single employee ask about her wellbeing. A few months later, my wife passed away and never had the chance to go back and use this timeshare. This company ONLY cares about the bottom line! I am now stuck with this timeshare because I was never told that there was a cancellation period, and they took advantage of me at the most vulnerable time of my life. I have tried over and over again to contact them and get help, but they simply ignore my requests. I have repeatedly pleaded with them to let me out as I am so grief-stricken with the passing of my wife, and they simply could care less.

    Holiday Inn Vacations is a SCAM. Since we were already owners, we got invited to an owners update meeting in 2019. The rep that approached us said it would be a quick update on new locations and features. It was really a tactic to lure you into a new sales meeting. We hope no one else falls for this, if you do, you’ll be pressured and lied to for hours. This is a list of some lies and omissions that came out of the “update meeting”:

    This was a piece of real estate that had monetary value and would increase over time.
    No one mentioned additional fees for our daughter to use the timeshare, they just charged it to our card on file without a word. We found out when it came up on our statement.
    Sales reps left out the fact that whoever inherits this timeshare would be responsible for paying maintenance fees for the rest of their lives.
    We had presidential status before our “upgrade” but a lower status after the upgrade…how does that work? It’s a scam, that’s how it works!

    By having more points, we’d have access to better amenities. This has never been the case; we have access to all the same things as we did before.

    We are an elderly couple that bought a timeshare with Orlando Breeze Resorts. We were promised what we thought would be our legacy: a place where future generations of our family would continue to create memories! What we got instead was a disappointing mess: aging, and neglected facilities, a company that shows bad faith at every turn, and a business model where the only consistent thing is undisclosed hidden costs at every turn. If you ever go to Orlando Breeze, know that every salesperson there cheapens the meaning of 'truth' and 'integrity.' They use psychological games, and intentionally misinform you with gross exaggerations so they can get you into debt with their aggressive sales tactics. They are very smooth, and they have to be: If full transparency were given, no one would ever buy their timeshares. Save yourself some time and assume that everything they promise you is wrong.

    If you want an exclusive, owners-only, tranquil atmosphere, look elsewhere. As a member, you get a mortgage fee, as well as reservation fees, point usage fees and an ever-increasing maintenance fee that is evidently not being spent on maintenance. Only buy if you want an exclusive, life-long obligation to pay more for what others can get for less money with less hassle, and you want your legacy to be a never-ending financial burden to your children.

    HICV swindled me! I got roped into a presentation while shopping at the mall. There was a booth offering Six Flags tickets, along with gift cards in exchange for 30 mins of my time. Those 30 mins turned into HOURS of my day. The salespeople were relentless. They knew my husband was on a fixed income and I was constantly working overtime to make ends meet but they lied and told us that if we bought a timeshare, we could use it for extra income by renting points out.

    Then started the guilt trip about how I work too much and need to have time with my family. I was explicitly told that there was a buyback program so I agreed since I was comfortable knowing that I could return my purchase. This all sounds reasonable, but they also left out information that would have made me turn the other way! The maintenance fees, they are ALREADY high, go UP every year. There is no buyback program, in fact they charged me an extra $1,600 to HELP sell my timeshare! When my husband passed from COVID, the heartless reps at HICV didn't care about my grief or the fact I could no longer afford payments after losing my husband's income. Their only solution was for me to pay off the ENTIRE contract before they could offer any assistance. Don't do business with these lying monsters!

    This review is for anyone considering buying into Silverleaf or Orange Lake or Holiday Inn. They begin by offering you something for free to attend a short presentation. Once you arrive at the so called short presentation, it is anything but short. Be prepared to have four to five hours of your time taken from you. They reel you in by asking questions to connect with you. More than likely it’ll be a dream vacation that you never thought you could have. They sell you on a false dream by having you purchase points.

    By the time you go home and try to book your dream vacation you will be told that the points you purchased are just not enough. The only resolution of not losing out on money is to come state your distaste at a member meeting and they’ll say you must purchase more points, and lo and behold, an offer just came in that is only available that one day that one moment. We know this because we have attended a few of these meetings. By the way, you don’t own anything except the debt. There will be a fee, on top of fees, if you decide to use points and an additional fee if you would like to stay at a different location. None of this is worth your hard earned money. Stay away from Silver Leaf/Orange Lake/Holiday Inn!

    I contacted the Crowne Plaza Resort Asheville in North Carolina as part of a trip I'm planning. The reservationist offered me 500 reward points in exchange for listening to a promotional offer. I agreed to listen. I was redirected to an "Alvin" from an organization I later found out was not associated directly with the hotel, but with the Holiday Inn Club Vacations group in Florida. I had no intention of signing up for any travel packages, but I was convinced to surrender my credit card information despite my resistance, as I thought it was part of the process for getting the 500 reward points. I was then billed $199.

    I contacted Holiday Inn and the parent company IHG immediately afterward to try to have this charge removed, as I had no intention of making use of any travel packages. A day later, I received an email from the Holiday Inn Club Vacations "ambassadors" claiming that I had bought a "nonrefundable vacation package". I did not consent to this whatsoever, and I have no intention of involving myself with the Holiday Inn Club Vacations. I don't even have an account with them, nor a member number.

    A day later, I reached out to their marketing department to explain the situation and was directed to email my complaint and refund request to their guest relations team. The response indicated I will hear back in 7-10 days...probably beyond the window for claiming refunds. I did not consent to any packages or authorizing charges. I signed no documents. I advise everyone to refuse any “offers” of “free reward points” in exchange for listening to a “promotional offer.”

    December 2019 Holiday Inn Club Vacations reached out with a $199 (upfront) 4-day, 3-night offer that expired in 12 months. 60 days prior to expiration, still in the midst of a world-wide pandemic, I requested an extension. It took multiple conversations to avoid a $100 (12 month) or $50 (6 month) extension fee. Today, unemployed and unable to qualify for the get-a-way, I requested a cancellation. They were nice enough to waive the $20.00 cancellation fee, but it’s still disappointing that a company is willing to make $200 off their customers for doing absolutely nothing. I have used them exclusively for travel accommodations over the years, despite the occasional reservation or room issue, and that loyalty didn’t matter in the least. Therefore, I will cash in my IHG reward points and never use them again. Holiday Inn’s loss (made a buck, but willing to lose ten in the process) is now Hilton’s gain.

    Not one thing about my stay in Valdosta Georgia was positive. We checked in at 9 p.m. on 7/16/21 into a hotel that had trash all over outside and a lobby FULL of very loud people. After 14 hours of driving all we wanted was food and a bed. We dropped our luggage and went down to a filthy restaurant with only one family w/ 2 young children & 5 dirty tables. We ended up saving ourselves after standing there for 5 minutes with the waitress at the back table getting silverware together for the next day.

    To make a long story short it took 25 mins. To place our order. We had to go to the bar for a straw because the waitress was just complaining to anyone that would listen, the cook, dishwasher, bartender, the guy behind the front desk who came in three times for a refill, and she even was talking to herself. What anger does more than her never asking if we wanted a refill in the 65 MINS. that we waited for our food was the fact that she swore (**, **, ...) with the young children in there. We didn't even complain about the burnt, different sized sliders and the Philly that had mushrooms that shouldn't have & that all was cold. We did complain about the time it took & we were told that the room orders took precedence over patrons' orders??? There's something wrong with that.

    We finally got to the room & I realized I forgot my water in the car so my husband went down to get it and when I was bending down to get something out of my suitcase I saw something move out of the corner of my eyes. I turned my head to see this 2 IN. LONG COCKROACH heading towards me. At 61 yrs. old I have never in my life seen a cockroach, let alone this size, but I knew exactly what it was and I freaked out. I jumped up on the bed & then realized that I wanted to catch this so it didn't crawl on us while we were sleeping. I jumped off the bed got the ice bucket and thankfully captured it under the ice bucket.

    I immediately got on my phone looking for another hotel, & every hotel or Inn was totally booked. My husband finally got back to the room (he had to wait for the elevator 5 times because there were so many people) as I was literally shaking calling the front desk & told the girl I wanted someone to come up to the room immediately to kill this thing and get me in another room. The girl told me there were no vacant rooms. Lol, There's always vacant rooms.

    The VERY old man they sent up to the room was useless and after ignoring me, SLOWLY picked up the ice bucket & let it get away, my husband took over, it wasn't behind or under the dresser & then got on the floor, to look under this piece of square ledge that was built into the wall and was hollow on the bottom, all while this elderly man just stood there. 

    This is already a long review. I won't go into details of how the manager acted towards me, made me feel that she didn't even believe us, because all she could say as she was handing us keys to another room was that the OLD MAN that they sent up didn't even see it. She said she was giving us a discount on our bill which we were paying $242.48 a night. The big credit was $164, which I'm sorry I was expecting a little bit more.

    We got home 9 days later and I called them directly because I wanted to take this up with them directly but the gentleman transferred me to corporate. To shorten this part corporate gave me a Claim # & told me I would get a call within 48 hours. Two weeks later when I didn't get a call I left a another message, another week went by another message. Finally 2 days after the final message the manager called me back and then after going back and forth I still ended up paying $107.35. Corporate NEVER followed up themselves. I have stayed at Holiday Inns my whole life. Business trips to Taiwan, Sao Paulo every year, vacations, I even stayed at a Holiday Inn in Jamaica on my honeymoon. NEVER AGAIN!!

    Do not be fooled by the lies that Holiday Inn Vacation Club will tell you. Our contract started with HIVC when we were lied to about attending a short 30–45-minute presentation on day one of our vacation. This short presentation lasted well over 2 hours! The meeting started with intense, high-pressured sales tactics to have us buy. We hadn’t fully checked in when we were bombarded with pushy salesman wanting us to buy something we hadn’t even had the opportunity to enjoy yet.

    We were told that this real estate would increase in value and would be easily sold when we wanted to. The property has no resell value so please don’t be fooled into what they tell you. On our next vacation, we were asked to come to an Owners Update meeting, which turned out to be just another high-pressured sales pitch. Each time we expressed what we wanted to use the timeshare for and the difficulties we faced; a sales rep would explain that we needed more points. The more points we bought the deeper we got in debt. The main selling point was always increased availability, but the annual assessment payment and all the additional fees that came along with these upgrades were never disclosed.

    Each time we attended meetings they would be sure to mention how easy it would be to sell the property back at any time. They would also mention we could transfer our points from Holiday Inn Resorts to IHG, neglecting to mention the fee to complete the transfer. Regardless of the pandemic the bills keep coming to our house and steadily increase (yet no bookings were available) and we have never been able to enjoy the exclusivity this club was supposed to give us.

    They made it sound so easy and affordable to take multiple vacations per year. They were very good at making you believe you weren't buying a timeshare, rather you were buying these points, points that could be used just about anywhere and anytime. Soon as we purchased COVID hit and we have seen nothing good by being with the company. If anything we have lost money. We've spoken to the company regarding and they honestly do not care they're just wanting to know if they can sell you more. It's so frustrating! I really wish we would have had time to think a little longer because we definitely would reconsider!

    I don't normally write reviews but I would not recommend this company to anyone. My family and I have gone through so much and have reached out to the company to let them know. All while still trying maintain our payments. WE've had enough! We are throwing money away that we don't have because if we don't pay they hit our credit. We cannot even vacation there is no way we should be bonded for our entire life without any additional options for owners. WE are going through a divorce and having to work through this is causing so much extra. We can never get a response from upper management. HAlf the time the rep has no clue what they are talking about. CAn't even sell the property because they're going for Nothing!

    I was not able to use the timeshare because Covid-19 came into play in March 2020, I only had the timeshare a few months, which began in January 2020. Shortly after my daughter became ill and I've been caring for her during her recovery and helping her financially because of so. The timeshare does not care what you have going on. They just want their money. They never offered me anything during COVID and wanted their payments on time. I have struggled trying to maintain but this was probably the worst investment because I have continually been paying and can't even vacation. Like why am I paying so much on a property thousands of other people are at especially during this mess with COVID.

    Holiday Inn Vacations are the worst liars we’ve ever encountered. We purchased a timeshare based off misinformation and lies. The initial presentation was in Myrtle Beach. After we declined offers several times, we got an “exclusive” offer to visit Disney World. For $950, we would get free tickets to Magic Kingdom and another park and a stay at their Orange Lake resort. The only catch is we also had to attend another meeting. 7 months later, we went to Florida for our vacation and attended a one-hour presentation that lasted 6 hours!

    For the low price of $25,000 we were told that owners would get in to resorts earlier and quicker than others and that our children would inherit this, but we said the price was too high. There was no mention of life-long maintenance fees that they also inherit or the difficult booking process. We finally got an every-other-year usage timeshare because of the PROMISE OF STAYING AT A DISNEY PROPERTY. We have 3 kids, and they love Disney.

    On our first vacation, we were told we needed to attend an owner’s update meeting where they tried to sell us even more points. This is where we found out that we needed to purchase more points at a different property, so we could use RCI and stay at a Disney property. The process of looking at reservations is draining; you will spend hours online just to find everything is already reserved and they never mention any extra fees that come with reservations. DISNEY RESORTS ARE RARELY AVAILABLE, IF AT ALL!

    We have had this timeshare for over 8 years. Over the last 3 years, we have used it once. We do not get the priority booking they stated we would get. We can't use our points for Disney properties as they are never available. The inability to book, the deception from the salespeople, the constant increase in fees all show me that this is a bad deal. DO NOT BUY A TIMESHARE FROM THESE PEOPLE!!!

    We were told that our level of points was more than enough to book vacations at all of their resorts around the world, but when we went to book a vacation, we realized it is not enough to do anything. Once we saved up points to go on a vacation, we have had lack luster experiences at the resort. We had to pay extra for any experience/amenity at the resort, like an inner tube for the lazy river that is advertised as their great experience. There is no towels at the pools, there is no trash service, so you must bring all your trash out to the dumpster yourself. You have to leave the rooms clean or be charged a fee. We find ourselves thinking what are we paying annual fees AND booking fees for? Worst investment. It's literally draining us.

    DO NOT PURCHASE FROM HOLIDAY INN! You can just go through any website and get a way better deal! Our nightmare with Holiday Inn began in 2011 when we received an offer in the mail for a discounted stay in Orlando if we were to attend a not-so-brief presentation during our stay. Due to the constant pressure applied, we felt that we had no choice but to make a purchase so that we could leave this presentation. They went through the paperwork so quickly that we could not even look over the page before the next one was forced in front of us for our signature.

    We mentioned that the interest rate offered was outlandish and we were told that we could easily refinance this with our bank in the future. We contacted our bank to refinance the loan and were told that banks do not refinance timeshare loans. The financial obligation that we agreed to with their staff is nowhere near what we are now responsible for! Over the course of our ownership with Holiday Inn we have paid thousands and thousands of dollars to stay in resorts that the general public is able to book on sites like Expedia or TripAdvisor for FAR less than we are paying per night. Each year we try to book a vacation using our timeshare, there is never availability for the time we are able to travel. Several times though we were about to go to TripAdvisor and find the exact resort and dates we want to travel available for far less than we pay for our timeshare.

    I was talked into this timeshare as a way to replace a previous timeshare with Holiday Inn Club Vacations. I was unable to use the previous timeshare because "I didn't have enough points", so this was supposed to solve that problem. I wanted to cancel the previous timeshare since I could not use it, but they did not allow that. Their solution was for me to upgrade. I have not been able to use the timeshare. Either the properties were closed due to COVID or the amenities no longer offered at the properties as they did begin to open. Plus, they are requiring masks, which I will not force my daughters to wear. That is not a vacation.

    On April 17th 2019, my wife and I attended a sales seminar with the Holiday Inn Resort group at the Myrtle Beach, South Beach location. We agreed to attend the seminar with no intention of purchasing anything. Their agreement was to attend the hour and thirty minute demonstration of the property and to learn how to become a member of the Holiday Inn Vacation Club.

    After two hours of listening to their demonstration, the sales person began his sales pitch. I politely told them that we respectfully decline and that we only attended the seminar to receive the promised $199. This didn't set well with the sales person so he began asking questions like, "why did you waste our time" and "you are missing out on a great opportunity". Again, we respectfully declined the purchase and this really bothered the salesperson. He then brings out his immediate supervisor who offers us drinks and begins his own sales pitch. He offered to give us an additional 100,000 travel points. He went on and on about how great of an opportunity this is and that they never offer additional points to other potential clients. At this point, we are the only people left in the building and the site director comes over to try his sales pitch. The three salesmen were all big men and were overly aggressive in their sales approach.

    At this point, we are at the three hour mark so I said, "just sign us up for your cheapest plan so we can leave, as our kids are at the holel alone". As we were going through the paperwork on a plan we didn't even want, they began trying to push us into a bigger more expensive plan. We asked about the availability at Myrtle Beach and at Gatlinburg Tennessee. The sales person pulled up both locations on the computer and stated that there was multiple openings available for that week.

    We have attempted to book vacations at various locations for over two years now and there is never availability. Furthermore, even with Covid 19 restrictions in place, Holiday Inn first said they would carry over our accumulated points and then we get a letter in the mail stating that we lost our points due to not using them before January 1st, 2021. My question is, "how can you use your points when most locations are shut down due to Covid 19"? We have made all payments on time however, the "maintenance fees" go up every year. THIS IS A SCAM AND WE WANT OUT!!!

    This is a huge selling tactic that your salesperson will try to win you with, DO NOT fall for it!!! We trusted Holiday Inn and they trapped us in a contract that we can’t get out of! The primary reason we purchased with Orange Lake/Holiday Inn is because they told us how we could enjoy vacations for decades and if we ever wanted to sell, we could easily do that at a hefty profit. Welp…there is no resale market, nor does the timeshare have any value! I was mortified to find I could have bought Orange Lake on eBay for ONE DOLLAR!

    We were made to feel as if this were something we would be able to share with our family forever, a “real estate investment”, they called it. This is far from the truth. They reel you in with this pretty picture and crush all your dreams after they get you locked in! Additionally, they failed to disclose a lot of information that would’ve been determining factors in our purchase. They didn’t mention all the additional fees that would be owed on top of the loan payments either.

    We’ve been thoroughly unhappy with our decision to purchase a “property” with IHG. We’ve been deceived, underinformed, unable to secure times for the properties we’ve attempted to use, and generally been led to believe that if we just upgrade our membership things would be exactly what we wanted. Well, we’ve paid for vacations and didn’t even attempt to use IHG, because the exorbitant prices required, lack of properties available, and lack of desire to deal with their salespeople to fix this issue. We were told twice when speaking to someone about reservations that they didn’t sell anything less than 30,000 points and it made no sense that we only have 10,000.

    In August of 2019 we vacationed in Scottsdale and even stayed at a Holiday Inn Resort but didn’t go through our time share with them because we got it cheaper without using them than if we used them. We have never been able to get into Orange Lake and when attempting to go to anywhere else, all places we inquired about were booked and the others were out of our price range to upgrade. What exactly is our monthly fee paying for? We still don’t know.

    We would not have so much credit card debt if we were not paying 5,000$ a year to something we can't use, we were told it was an investment and when you can't use it. Just bank your points (never told you had to pay for that too,) we had to let RCI go. Never told that was something that was an additional fee every year... coming up with a 1000.00 & right after Christmas is always fun. We have to play the debt shuffle game because of this "investment". In no way shape or form would we have ever signed a contract at 18% interest. We wouldn't have signed it if it was over 8%.

    After many years, I cancelled my IHG membership (the chain that owns the Holiday Inn brand). I had an issue with a hotel back in April 2021 where my reservation was cancelled. The Holiday Inn employee was inappropriate and so was one of the guests and I called the sheriff's department and filed a report. The front desk lied to the deputy when he was going to issue a citation to the guest and told him that they "did not know me" and I had "no reservation."

    They cancelled it and I showed the proof that I had a reservation. For almost four months, I was told something from the IHG representative they would give me points for one night due to my experience. Months later they NEVER gave it to me and claim, "I don't see any records of any Guest Relations specialist offering any points."

    Months and time wasted on MY end writing and going back and forth and being ignored. Finally guest services emails with NO RESOLUTION and NO points.

    The IHG brand and Holiday Inn have disgusting, rude employees that caused me so much aggravation, headaches, and time wasted waited on the phone (over one hour each time I called and I called about 6 times) BBB complaints, time spent filing a sheriff report, and emails back and forth. For all the aggravation and disgusting behavior your employees put me through and lack of competency for documenting what they promised me, you should at LEAST in the very LEAST give me points enough for 1-2 nights as I was told on the phone. CUSTOMER SERVICE IN PERSON AT THE HOLIDAY INN AND ON THE PHONE ARE EXTREMELY POOR. I do not recommend this deplorable hotel chain.

    To anyone even thinking about buying a timeshare, DON’T! We bought into this scam originally because the sales staff of Silverleaf timeshares made us believe we were spending too much on yearly vacations. They said that for a small monthly fee we would save thousands on Vacations. What they did not mention to us was how high our interest rate was going to be. They did not tell us about our mandatory yearly fees & certainly didn’t mention they go up every year... Sounds bad already, but there is more.

    The times we were able to use it we were asked & later pressured into attending update meetings. These are just more high pressure sales presentations to get you to buy more. Any complaints you may have about your experience, they claim an upgrade will fix them. We quickly learned this was a lie. At one point, just to get them to take my “no” seriously I had to rip their offer in half right in front of them! There is a lot they did not tell us, and we believe this is intentional deception on their part, so it’s safe to assume this is the only way they make sales. Otherwise, we would have never bought into this mess.

    We “won” a free 3 day stay at the Silverleaf Resorts in Sheridan, IL at the Kane County Fair. They explained we would need to sit through a 30-minute presentation, and we would receive a gift for our time. 30 minutes turned into hours of high-pressure sales pitches from MULTIPLE salespeople despite our declines. We were held captive at the table until we purchased!!

    To add insult to injury the unit we were put in was NOTHING like the fully furnished unit we toured. The actual 2-bedroom unit we stayed in was sparse with just a couch, a chair and a small kitchen with little to no cooking supplies. Years later Silverleaf was purchased by Holiday Inn. As well-known as Holiday Inn is, you would think that they would be better than this. They SCAMMED us into an upgrade that was almost worse than the first 2-bedroom unit we had. The couch was stiff and super uncomfortable, the jacuzzi tub was dirty and ANOTHER BARE KITCHEN!! The salespeople are super pushy and DO NOT take the time to actually make sure you understand what it is that you are purchasing! DON’T WASTE YOUR TIME OR MONEY, IT'S NOT WORTH IT!

    There is only one word to describe my experience with Holiday Inn -- torture. Imagine experiencing the most intense & severe pain throughout all your body and then having to continue to be subjected to that for 4-5 hours. I suffer from Chronic Regional Pain Syndrome (CRPS), a disease that causes me to be in intense levels of pain 24/7, which has impacted several aspects of my life and forced me into early retirement. I use a wheelchair and it is not hard to see I need certain accommodations to feel comfortable.

    Throughout the presentation we held our own but had no desire to buy and, frankly, could see through all the pretty pictures they try to paint you. However, they told us that this was a real estate investment that would continue to appreciate, that we could pass this down to our children and grandchildren and that we would be able to make reservations at any time. This is unbelievably untrue, and they waited until I was in so much pain that I could no longer concentrate before they asked me to sign! Who treats people this way? I thought Holiday Inn could be trusted!

    Well last year my husband was hospitalized due to COVID. I had just lost my job that we actually had to sell stocks to cover some bills causing us to be behind on our payments. I reached out to the company to let them know what we're going through and they had no care in the world. They never offered any assistance unless we could set up automatic payments. That was not possible for us because we're down to nothing. I just don't feel like as a company they are servicing their clients in a meaningful way. I would not recommend purchasing any more properties with the company.

    In 2017, we received a postcard in the mail offering us a free 3-night stay at one of Holiday Inn’s resorts in Galveston, TX. We arrived at the meeting and were paired with a salesperson after a 2-hour sales presentation. When he gave us the price of ownership, we were shocked and told him that there was no way that we would be purchasing.

    For the next FIVE HOURS we were told about all the benefits of ownership: the investment potential, the ability to pass this down to our children, the exclusive resorts, and the seemingly high volume of points we purchased. Since we had been in that room for close to 7 hours without any food and felt that the only way to leave and check in with our family was to purchase. Since that purchase we have learned that the 120,000 points we earn yearly are not even enough for a 3-day stay and expire yearly. The units are constantly filled with non-owners so it's not really "exclusive," and makes utilizing the meager points that we have more difficult. To make it worse, the maintenance fees continue to increase over 50% year over year! For what? We thought that a company like Holiday Inn was reputable but now we know that they cannot be trusted. Stay away!

    I was out of work due to COVID, just as I'm sure a lot of people were as well. Because of so it caused me to behind on a few bills just to try and keep up with these payments because they will send you to collections soon they don't receive a payment. It's a shame the company had nothing in place to help clients whose income was affected. When I called letting the customer service agents know I had lost my job they never opted for any programs or offers the timeshare could do to help me out at this time. This is coming from someone who has tried to maintain payments but yet I have never had the opportunity to even use the property. SO you could imagine my frustration.

    Paying the monthly fee on time every month for something we don’t use is definitely putting us in financial hardship. We had another child almost a year after purchasing it. With the 9 months of being pregnant, and the healing afterward and not being able to travel with an infant at the time, we never used it. And with COVID starting soon after our third child was able to travel. Financially this is draining us and we have grown as a family meaning our expenses have increased. The timeshare pretty much doesn't care what you have going on in your life. Last year we were even charged normal fees although we pretty much were told not to travel and beaches and such was closed. We were not happy about that. No assistance for owners.

    Our nightmare with Holiday Inn began when we accepted their offer of a free trip to Orlando if we were to attend a short presentation while there. Since we had our children with us, the staff assured us that they had an onsite daycare where we left our 2 older children since we believed this would take around 45 minutes. At the presentation, we were told that this was a real estate investment that would build equity, could be resold at a profit, and could be rented out to friends, family, or others and provide a rental income. Multiple times, we told the staff that we were not interested and turned down their offers. After 3 hours of this, our daughter was getting restless, and we tried to leave to check on our other children.

    We were repeatedly told that they were fine and that these offers would no longer exist if we were to leave. After ANOTHER 4 hours, mentally and physically exhausted, we finally gave in and said yes. After declining at least 10 times, we really believed that this was the only way to leave! They shoved paperwork at us so quickly to sign because they said that they were closing. When we got back to where our children were, they had been left alone! What kind of company does that?? A few months later, we tried to use this membership and learned that NOTHING that we had been told was true! This company is terrible!!

    Since purchasing in 2008 I have yet to be able to use my designated week and unit. In 2017 I went to a meeting in which they told me Holiday Inn had purchased the resort and that if I wanted to be able to use it and any of the other resorts Holiday Inn had I would HAVE to switch to points. I made the switch reluctantly as the timeshare was not something I made great use of and still do not and cannot. Somehow I also ended up with two properties instead of merging the properties to just have one.

    I have grown very frustrated over the past few years since this "switch" as if I am a day late on payment the phone calls can be upwards of 6 or 7 per day regarding payment. I have had at least 30 calls in one week for payment. When I call about a reservation however I waste 30 minutes on hold and being transferred all over only to be told what I am looking for isn't available. I have no need for this and no desire to use it- even if I could. I am ready to be free of it.

    This experience has been such a disappointment to us. In fact, it has hurt us financially, emotionally and we feel ashamed that we allowed the deceitful staff to persuade us to sign up for this simulated ownership. These conniving individuals told us of all the wonderful benefits that we would have by owning with Orange Lake such as using any RCI property and the numerous resorts and locations to enhance our vacation or use our points for cruises and airline travels.. We tried and tried to book a vacation to no avail.

    We went to a new member update meeting last year and told them about our troubles and they tried to show us how we could maximize our ownership. They continued insisting that we buy more and more points when we told them in the beginning that we could not increase our payments. Alfredo was very persistent and retrieved his manager that confirmed his mistruths saying we could use this for our missionary travels in 2018. We were encouraged to continue holding on to the vain promises reiterating that our children would reap from this and they were going to show us cheaper properties that never came to be. Although we were reluctant we were exhausted from their intimidating tactics and signed the papers.

    Again, we have tried to book our plans for 2018 and found out this is nothing but a hoax. We tried to get a cruise, but this was another hoax. The points were not sufficient. It is very disheartening to know that people would purposely lie knowing that we have reiterated the fact that we cannot afford anything more. It really makes us question what the world has come to. We want nothing more to do with this. We cannot afford to go on vacation paying this mortgage and fees. We want this contract canceled and our money returned. This type of fraudulent behavior should be illegal, and we want no part of it.

    After five years of making complaints, we were finally approached by Wilson Finance about refinancing the loan on our 2014 purchase. The original loan was financed by Wilson Finance as part of the contract, however, we were assured we would be able to get a better interest rate with our own lender. Upon finding that lenders do NOT loan on timeshares, we immediately began contacting Holiday Inn about the outrageous interest of 15.65% on $18,662.00.

    Again, FIVE years later, we were given a refinance option of 17.99% on the remaining balance of $15,660.25. At this point, it is absolutely ridiculous that a timeshare carries a higher interest rate than that of a real piece of property! A home loan, car loan, and even a debt consolidation loan would not be that high! In addition to these outrageous percentages which have only allowed $3000.00 against the principal in FIVE years, the maintenance fees have continued to rise each year! We started at $732.00 annually and now have reached $1000.00! That is an 8% increase each year! And the concerning part is there is no end in sight!

    In 2018 we were attempting to use the deeded week and condo we purchased. On Holiday Inn’s site there was nothing available, however if we went to the resort site instead, there were available units. We called the resort and asked about the availability and were told that they were holding rooms for non members. This is upsetting as they continued to tell me I could not use the room and that non members had priority over owners as well as preferential treatment. I hung up and called the complaint line and after two days received a call back stating I could book the room but had to pay an additional fee to do so! I paid the fee but again, should not have to!

    The condo we purchased and have a deed for has never been available to us! We booked the condo three times and once eight months in advance! When our son arrived to use the condo we own, he was put in a unit on the other side of the resort which were old and not up to the standards of the condo we purchased! This has happened all three times we have attempted to use our condo! On top of that, there are club dues of $136.00 per year and reservation fees ranging from $115- $240. We are owners, yet we have to pay to reserve a room we are already paying to maintain and own! NO! WE ARE DONE!

    Holiday Inn Club Vacations was properly notified by way of Cert. of Death that Account Holders have passed away and, there is no longer any interest in utilizing the property. This process was initiated in regards to three other Time Share management companies. All of them have formally acknowledged the reality of their respective-agreements and, contracts have been foreclosed, terminated, ended, A 3-year personal extension was provided by one Firm. Unexpected, appreciated.

    #hiclubvacations however has not put any effort into ceasing this previous annual-use contract and, it has been nearly Three Years since one of the two Holders (my parent) passed-away. At best, I was only allowed a verbal acknowledgement during one of many, many, many (too-many...) repeat telephone calls on this matter that a Foreclosure Process was being enacted-upon and, there would henceforth be no further Association Fee notice. As of today: BOLD FACED LIES (The Postal Mail has resumed, body-of stating 'Check In Restrictions may apply'). I will NEVER recommend this Company at all.

    We had been owners with Silverleaf for about 20 years when we were contacted by Holiday Inn and informed that since they had acquired the company, we needed to attend a meeting to update our ownership. At this meeting, we were told that the property that we owned had very little value and that we could increase the value of our so-called investment if we were to upgrade into the Holiday Inn system. After more than 5 hours of their high-pressure sales, we felt that we had no choice but to give in. Since they never told us about what the additional cost of this purchase would be, we were shocked to receive a bill for more than $1,700 for maintenance fees! We have tried to resolve this directly with Holiday Inn, but they have no interest in helping us. Stay away from this company!

    I am paying for something I cannot use. This money could be used to pay for something else. I have student loans that I could pay off. Also, the money that I am/have paid could actually go toward a vacation or other expenses. They are getting ridiculous with the fees. You go to the resort and you realize you're not getting what you paid for. When I called the company to discussed with one of their agents and was told I would have to sell the property.     We first became associated with Holiday Inn Vacation Club when we were offered a gift card if we were to attend a 2-hour meeting at their Williamsburg resort. When we arrived, we were shown 2 hours of videos before being given a tour and finally, sitting down with an employee. At no point during this meeting was it disclosed that we were purchasing a timeshare. We were led to believe that this was a hotel membership; had we known it was a timeshare we never would have agreed. This omission continued through two additional meetings that we had with their staff at two totally different locations! This is clearly a company-wide problem!! Imagine our surprise when we started getting bills for things like mortgages and maintenance fees! This has created such a financial hardship for us and we have no idea how to get out. We have tried reasoning with Holiday Inn, but they have no interest in helping us.

    In 2015, we won a contest that awarded us a weekend stay at The Ridge Tahoe if we attended an hour-long presentation during our stay. Much to our surprise, this was not an hour long but more than 3 hours of intense sales pressure. We specifically asked to see numbers regarding what owners had been billed for maintenance fees in the past so that we could see what the increase had been over the years. To this day, they have never answered that question or told me why these are not fixed costs! When Holiday Inn took over, it just got worse! I had to email their employees SEVEN different times over a 12-month period before we could figure out how our new membership worked. I have NEVER interacted with a company that is more unprofessional! This purchase has been a complete headache from the beginning and is totally unusable for us, yet Holiday Inn refuses to let us out of this obligation.

    My husband and myself have been overs almost 15 years and have enjoyed it for the most part. We've had a lot of different things sprung on us and now it's affecting our finances. I'm just like everyone else in the world. Well in December 2019, my 93 year old mother who has dementia came to live with us after being abused by her husband and that has really changed our lifestyle. It restricts our ability to use the timeshare at all for an indefinite amount of time. Her care is also taking a toll on our finances. With the pandemic, my husband's business has reduced and the payments are near too impossible to make. We are struggling to make our home payments and bills each month. No one can predict how long this will last. During our "resort update", we told our rep we couldn't keep up with paying maintenance fees at the end of the year. The communication is horrible.

    We were visiting Myrtle Beach in 2018 when we were offered a free dinner if we attended a 90-minute presentation with Holiday Inn. During the presentation, we were pressured by the staff to make a purchase for hours. They kept telling us that not agreeing to their demands meant that we didn’t enjoy vacationing and didn’t want to pass down a valuable investment to our children. Finally, we gave in and the staff rushed us through the paperwork signing as fast as they could. We never had the opportunity to review the paperwork! It wasn’t until after that we learned about the endless fees, the increasing maintenance fee costs, or that we could have had the opportunity to cancel for a few days after we signed. Holiday Inn and their employees have misled us from the beginning and have been unwilling to even help us with this when we have reached out! What kind of company is this?

    We are both suffering from chronic medical conditions. My husband has a heart stent and both of us have diabetes, hypertension and sleep apnea which requires maintenance medications, lab tests, medical equipments and doctor follow-ups every three months or as needed. Despite having medical coverage, we had still been trying to pay hicv timeshare mortgage with our Heloc loan and credit cards that also carry interest rates. This is been very hard on our income especially since covid came into play the company just need to have better alternatives for owners. We don't know which direction to go with this.

    I was on vacation in Myrtle Beach with my daughter when I was approached by a Holiday Inn rep. He asked if I were willing to go to a short Holiday Inn presentation, after which I would receive complimentary tickets to a local attraction. I tried to say no, but he continued to pressure me into attending, so I finally relented. I should have known the sales pressure would be worse at the presentation! When I arrived at the presentation, the salesperson that I met with started telling me all about the benefits of being a timeshare owner.  

    Every time I tried to ask questions or get more information, he would become very agitated. After hours of this treatment and being reassured that I would be able to travel at any time, we purchased. When I tried to book a vacation, I learned this was not true! Anytime I want to book outside of my week I am charged extra fees?! Every time I have dealt with their employees, they have been dishonest and blamed other employees for my struggles. This is not how a reputable company does business.

    Anytime I used it was one bad experience after another. Outdated furniture, loose and broken floor tiles, broken blinds. I have called many times and haven't been able to speak to anyone and left plenty of voicemails that were never returned. I haven't enjoyed a vacation I've taken. I lost everything in the hurricanes and am still having to pay for something I don't use and is full of rude people and awful rooms.

    In 2018, we booked a vacation with Holiday Inn that we were told was fully refundable if we attended a sales presentation during our stay. Upon check-in, we were informed that if we did not show up for this presentation, we would be charged additional fees for our stay. When we arrived, we immediately told the sales representative that we were only there so that we could get our refund. We were kept in that room for over 4 hours! No matter how many times we said we needed to leave, they continued to press hard for us to make a buying decision. We finally told them we would accept their offer as we felt that we had no choice!

    It wasn’t until much later that we learned that the actual cost of this purchase is over $40,000!! Additionally, the reps told us that our account and points would not be available for 45 days after purchase, knowing full well that this would push us past the cancellation period that we would have. I cannot believe any company would treat customers in this manner!

I haven’t had enough point to book a week or more stay and at the presentation they told me that my 50k points would cover 1-2 weeks stay at any resort. That was very untrue. Can I get out of this?     It has definitely become a financial hardship and a bad topic for discussion in our family. We would not have the financial stress, or strain on communication in regard to timeshare, if we no longer owned it. We have lost the desire to use the timeshare and have never used the membership. We will continue to stay with friends or a hotel as we always have and has been great. We don't have to make reservations based on availability or days of the week to save points.

    We made a purchase of 50,000 signature points in 2019 which were not supposed to cost us maintenance fees. This is untrue as the maintenance fees are $300.00+ per year for these signature points. Buying these signature points was supposed to put us at the Signature and Elite level which would allow us to book reservations easily, when and where we want. This isn’t true either as when we have attempted to make reservations there are only certain resorts with Signature rooms and often enough, regardless of this level, there is nothing available or we would have to pay more fees to have enough points to simply use a few days.

    Furthermore, one of the reasons we have issues with booking is that our deed is in Texas! We met with and made the purchase of points in Florida, yet somehow we have purchased in Texas? We called about this but of course, nothing can be done now UNLESS we want to pay more money and buy more points? How does that fix anything? We are both retired and on a fixed income. We have both been diagnosed with COVID19 and have spent countless hours being treated and quarantined. We have been bombarded with calls from Holiday Inn with no regard for our situation, health or quality of life!

    THE ONLY thing that seems to be important is that Holiday Inn gets paid! Let everything else fall to the side but for the love of all that is good, let us not be sick and miss a payment to Holiday Inn! It is absolutely ridiculous and please review the calls as the lovely people calling about the missed payment tell us there is nothing they can do and that there will be additional charges added. How nice. As per my last conversation with Holiday Inn, this is a timeshare from Hell, and we are in no way going to waste time, energy and most of all money on it.

    We first became involved with Holiday Inn when we received a call inviting us on a 3-night trip to Las Vegas for $200. We excitedly booked this trip since we had never visited the city. When we arrived, the rooms were musty-smelling, moldy, and seemed like the worst rooms available. We were also required to attend a sales presentation as a part of our stay.

    For several hours, we listened to the sales staff tell us about the amazing benefits that we could enjoy if we were owners with Holiday Inn. We told them that was more than we could afford on our budget, yet he insisted that this was real estate that we would own in Nevada, where the tax laws would be in our favor. When we stated that we were not interested in a timeshare, he was quick to correct us and tell us that this was NOT a timeshare, but actual real estate. Since we agreed to this purchase, we have been forced into multiple upgrades under the guise of mandatory changes to the program. Each time, the location where we own gets worse? How is this possible?? We are now paying over $900 a month just for these fees with no end in sight. They will not help us and every time we call, they are incredibly rude. Be careful with Holiday Inn!!

    Holiday Inn club vacations has been unfairly reporting inaccurate information on to credit bureaus by reporting delinquencies on credit reports when in fact I asked that payments be deferred until further notice during the beginning of State downs. Their business offices were closed as well as all their resorts starting March of 2020 so customer service failed to accurately accommodate our request but stopped payments from their end like I requested.

    As per contract with Orange Lake payments are deducted automatically from my checking account and I would have submit in writing if those payments were to stop within 30 days of the request in which I never did. I have been asking Orange Lake resort to change the way they reported the delinquencies but has refused since this gives the company hundreds of dollars more in late fees and interest rates. Prior to covid I never missed payments nor did I ever complain. Had I had the choice to purchase a worthless contract with ownership of nothing and broken promises and empty lies I wouldn't have.

    Please stop these resorts from trying to stick to pre-pandemic contracts and ruining people credit due to inaccurate reporting. Prior to this I had good credit and no blemishes after working hard to fix it and now this. Orange Lake has destroyed myself and my husband's dreams of buying a home for our 8 children, we didn't find out about the way it was reported until the mortgage company made us aware. Please stop this company from such damaging affects.

    I've had a number of issues with this company. One of the issues was that some of the resorts are not disability friendly. On stays at different resorts, at one facility there were no disability access ramps or elevator access for people with difficulty walking stairs. At another resort facility, when the reservation was made a request for a special accommodation was noted for elderly in group. When we arrived at the assigned unit, it was one of the furthest units away from amenities. The entry to the unit was on an unpaved walkway where one of the elderly persons fell walking to the room. We're paying Paying the large monthly payments and maintenance fees and the customer service is horrible!

    We have gone driving to Texas and went to a Holiday Inn, and we could not get a room, because they told us we had to make a reservation. We also told me that we were members if we could get a discount, and they told us no. We had to go to another hotel to spend a night. So we could continue our trip to Houston. So we will never fall for another timeshare since those salespeople lied just to make a sale. When we are free there is no place to make a reservation to the places we want to go. We rather pay for a hotel and who knows it will be cheaper.

    Purchased a package on 2019. The package expired in 8/2020. We already had plans for our vacation in 2019 and had planned to use vacation in early 2020. We paid the $249 deposit and we were very excited for the trip knowing it was a timeshare. Then COVID hit and changed our world. Due to COVID I was forced to file a Chapter 13. They are refusing to refund the deposit even though the situation was out of our control. I would still love to use but since I can't purchase the timeshare they have disqualified me from the program. I have been using IHG group for over 5 years and use them on every business trip and are a Spire member and have been for the last three years. Guess I will be looking for a different hotel group to stay with.

    We have ONLY had issues since attending a promotional meeting with Holiday Inn. The day we went to the meeting the front desk attendant was so overly rude that the sales team gave us free vouchers and an extra 50k points to help alleviate the terrible experience. After being treated rudely we then waited 45 minutes AFTER we were scheduled to be there. We were then held for another THREE hours for the tour and presentation. We ended up purchasing 50k points but no one explained the maintenance fees and when they would be due. Because we were not informed about the maintenance fees, when we received the billing we had to pay them in installments at a high interest rate.

    On top of all of that, we were supposed to get a card with the 50k bonus points. We had to call and call to get it because it never arrived. We heard story after story and were told it would come etc. so after months of waiting it was reordered and sent to us. When we received it however, we tried to book a reservation and was told that we could not make a reservation or use the 50k points because our maintenance fees were not paid in full. We have not been able to do anything with this ownership and at every turn there is an issue. We have decided we don't want it. We are ready to return it.

    I hate to admit to falling victim to such a shameless ploy in which Holiday Inn promotes the deception of sales through its resorts. The typical scenario: Upon arriving at the resort to check in, I receive the key and other check in information at the first counter and then am told to go across the room to another counter to get my parking pass. At which time the attempt to incentivize you to attend the sales/upgrade pitch begins.

    We are not required to attend the sale pitch. We can refuse and still receive our parking pass. The hook is that you are told that it is just a 30 min meeting and for that time you will get some kind of incentive such as money or tickets to parks. We are not charged extra fees for refusing. However if we do sign up for the meeting and then decide not to attend then we will be charged a cancellation fee. On one of my visits to the resort (I should have known better, but gullible person that I am at times), I signed up to attend the meeting and was told someone would be at my room the next morning to drive me to the meeting location.

    The next morning sure enough, there was a lady at my door ready to take me to this elusive location. I arrived and after getting some light refreshments began by asking me why I had not taken advantage of upgrading to the Platinum level. I had no clue what she was talking about. She stated the resort had sent me an email regarding an offer to upgrade that would give me more benefits and a fixed maintenance fee that would not increase year after year.

    I did not recall receiving any such email. She said it may have expired but she would check to see if they could make an exception. Of course, she came back in and said yes, they could make an exception and then laid out a price for this upgrade. I did not have the money for this upgrade, however, the thought of never increasing maintenance fees and what they could become made me decide to go ahead with the upgrade.

    The maintenance fees are not fixed and have increased. There are fees every way we turn and as of our last stay at the Myrtle Beach location last December, my husband and I were told that there had been updates to the resort and we could sign up to take a tour and would get an incentive for our time. I decided that it would not hurt to take a look. I had no plans of signing up for any upgrades. The meeting stretched out for over an hour. We told the salesman that this was not a good time financially for us.

    My husband had to resort to yelling as the salesman was pushy and would not give up. And the icing on the cake was that the salesman acted like he didn't understand why my husband was upset. Hours of time wasted, pulling people around with no courtesy or consideration for time and hard earned money. We have lost all desire to stay at any of the Holiday Inn resorts. It's all just smoke and mirrors. It is toxic and there is no real benefit to any of it.

We were told about the amazing benefits to ownership, but strangely, there was no mention of any negatives! When we finally agreed to purchase, we were quickly rushed through all of the contracts and were not given the chance to review anything that we were signing. As such, we were extremely surprised when we received a bill for thousands of dollars in the mail. Much more than what we were originally quoted. Be careful, they are not truthful with customers!

    The high monthly payment and high annual maintenance fees make it impossible to keep ahead after the rough year we just had. The company is in no way trying to help those like myself who have been experiencing a hard time. My daughter had recently had knee surgery and will need a second surgery; the medical expense and physical therapy has been costly. Her car is not working properly and she will need to replace it. She currently have an estimate of over 90,000. in financial debt including student loans and credit debt. I am currently helping her to take care of her two sons. Honestly, we're out of options and don't know what to do. We cannot pay but the timeshare is not offering assistance.

    I am currently out of work, still obligated to pay for something I am not able to use. I had to pay for my own vacation, even though I have a timeshare. I went away twice and book my hotel thru another agency having to use so I end up spending more money. I try to book three vacations with Holiday Inn or RCI. All three times was unsuccessful. I had to book with another site for example Marriot or Booking.com. I am not able to get the location I want or the unit size I need. Now with Covid going on I won't be doing any vacationing and they aren't offering any relief programs.

    We have not been able to book when we want, where we want most of the time. You can forget a nice beach resort unless you book way out in advance and for us personally with the kids' schedules it is unrealistic to book that far out. The couple times we have used it the rooms were not the cleanest and it was either Orlando, FL or Branson, MO for example the air conditioning was leaking and soaked the carpet. They had to send a repair person to fix it and the carpet was wet the whole time and stinky. Also, we weren't able to use the resorts during this pandemic obviously but the only help they offered was to stop payments for a while but they said it would look like we were delinquent on payments on our credit report and that they would have to report it to the credit agency. What kind of help is that?!? We're over all of it at this point!

After several hours in that room, we finally made a purchase because we believed that these resorts were for the exclusive use of owners and we had usage of 1 week every year. Not true! When we tried to use the membership, we learned that we did not purchase enough points to have a weeklong vacation. This led to us attending other meetings with their staff in order to try to solve this problem. Unfortunately, every time we upgraded to fix these problems; they never did. How is that even possible? We have tried numerous times to resolve this and we just end up with purchases that do not solve the problem. Avoid doing business with this company!

    With the amount of money that we spend every year on this we could book a vacation on our own for a bigger place and get more out of our money. The amount of the fees and monthly bills have caused me to have to get a part time job in order to make sure that all of my bills are being paid. This in turn takes away time with my children and school work. Although $100 a month and about $700-$1000 a year in maintenance fees do not seem like a terrible amount of money. It does make a difference when times get hard and that money is needed for more important things. Especially when that money has been going toward something that we have never been able to use. This has been a very hard year financially.

    I am contacting Orange Lake due to the lack of quality in service and lack of attention to the requests and needs I have presented on several occasions as an owner. When we made the purchase of this timeshare I was very clear with the three salesman and managers that I could not afford this timeshare. That didn’t matter as they kept pushing me to buy and then transfer it to my parents, who were in bankruptcy at the time and ineligible to purchase. I made it very clear that I was paid on the 1st and 15th and therefore the original paperwork had to be changed. The QA told me to simply call into Wilson Finance and change the due date. She also told me that there were programs set up to help me specifically with selling the property if we decided we didn’t want it or transferring the ownership.

    I didn’t even have money to cover the closing costs that day and was very concerned about the maintenance fees even though the manager told us they would only be due on even years. All of this was compounded by the unexpected death of my mother that January when the fees were due. I called and asked about assistance as there was no way we would be able to afford the timeshare. I asked about the programs the QA assured me were in place. I was given an email to contact someone about selling the timeshare. I called back several times over the next few years as resale was a joke but regardless, no assistance was given.

    My husband lost his job in 2015, I was in need of and had several surgeries due to my personal health, and the payments which were supposed to come out on the 15th as I had requested, still were coming out early and putting me further in a bind due to overdraft fees and Orange Lake’s lack of attention to my request for it to change. To this day, regardless of my requests for assistance to sell or assistance to change the due date, Orange Lake offers me nothing and has cost me over $1300.00 in NSF fees. I have contacted several companies to sell and or rent and have lost an additional $1200.00 that we were absolutely scammed out of for possible help.

    I have not taken one vacation, I have not been able to keep up with payments and fees, I have not been able to get any help from Orange Lake. Please advise what Orange Lake would suggest I do? I have made it very clear that I cannot afford this and it is very clear Orange Lake has no intention of assisting us with resale or otherwise and continues to charge us even though we are receiving nothing.

    My wife and I had this property at Orange Lake for going on 10 years now and over the years we've tried renting it to the fees are increasing and having a hard time trying to manage the payments. We're retired now and on a fixed income. My wife is a fragile diabetic and this has been a strain, causing health problems. I've tried reaching out the company and the only you will hear is you will have to pay the entire property off. It's 2020 why are we even having to be tied to a company for lifetime. Very frustrating to say the least when we could be using the income we have to ensure my wife has all of her diabetic supplies. We even attended a meeting to sell our property back to them and was told it wouldn't sell because we only had half a share and it would only sell for full share when they knew we wouldn't be able to sell with them. This is all a mess and they just don't look out or their senior owners.

    In Mid-October I spent 11 nights at an IHG property in Illinois. I paid for the entire stay using my points which I earned as a Spire Elite Member of Holiday Inn. Following my stay I was reviewing my credit card bill and noticed that IHG had charged me $418.00 in addition to the points I used for this stay. After nearly 6 hours on the phone with IHG, I was promised a credit. That was on Monday, November 2nd. I checked my CC bill again yesterday and still no credit so I called IHG. The first person I spoke to indicated it would take 3-5 business days but she transferred me to someone else who informed me it would take 14 business days to see the credit? So let me get this straight ... IHG charges me, incorrectly, and then states it will take nearly 3 weeks for them correct???

    As soon as you book a room, they charge you but when it comes to settling an issue they caused, they take their sweet old time??? I spend over 100 nights in Holiday Inn properties across the country and this is the treatment they provide? Enough is enough! There is plenty of competition out there and in this time of COVID-19 when travel is reduced, you would think they would do anything reasonable to maintain business but apparently that is not the case with Holiday Inn.

    This year has been very hard for us financially. We were able to get our account caught up then and then recently got behind again. My husband had to have back surgery and was been admitted to a rehab facility and we're just not sure if he will walk again. I know the people at the timeshare has no care about what we have going on personally just as they didn't when we did earlier this year. It was pretty much when can you make payment. It's frustrating because we've had this close to 20 years and never seen any of this. They really should have better programs especially if the owner has fallen ill.

    During a visit to Fox River a year or two ago, we asked about giving our deed to another family and were told it was worthless. We were told nothing would transfer to the new family and that to make our investment something they could use and would want, we must buy into the points system with Orange Lake Resorts. A few months later we were trying to enjoy a few days at Cape Canaveral and went to a meeting for some vouchers. During this meeting we explained we were planning to give the deed to another family and had purchased the points to enhance what we had. We were told that the points we purchased were standard points and we should have purchased signature points as this would allow us to get a villa instead of just a room. We thought we would enjoy this perk as we have a larger family.

    We made a final trip before year end in 2019 and again went to the meeting for Visa gift cards. This time we were told if we would move our ownership to the premier level we could vacation for free. We had to “work the system” but it was easy to do and we could call in anytime and get help to get the free vacations and use the extra points left over for airfare etc. This all sounded so good but now we are facing the reality of the situation which is that no matter the level, the number of points, etc. we won’t be able to get anything free as the numerous people we have talked to about this have stated that the points do not work like we were told. Of course the people that told us this are not answering our calls or work for Orange Lake anymore.

    Furthermore, there was never any indication that there would be fees to transfer points, use them for hotels, airfare, RCI, or maintenance fees. We were absolutely told false information and we believe that Holiday Inn should take responsibility and determine that we should be refunded for the points and returned to the ownership before the points purchase. We would appreciate someone contacting us that can actually tell us what has happened and what can happen in the future as other conversations have been unfruitful and not helpful.

    I purchased a timeshare as a single man and used it for the first time when I took my new bride on vacation to Disney. During that visit we were told we had to do a presentation. We were there three hours or more and were told we must move to the points system to use the timeshare. This was in 2012 and even though we now had points, we still could not get the dates and times we wanted. I still have 165K points sitting there to use. We have looked into using these points for hotels but each hotel stay would be 20-30k points per night which is expensive. I have paid for these points and in the past we have simply lost them because it is too expensive to use.

    During our last visit all the amenities that we wanted to try cost extra. We were crowded into a small room and told that extra towels would cost money. Everything seems to cost extra money even though we already have paid and not been able to use the timeshare. It is a dream but it seems that is all it is. I would like to know if these points will actually benefit me as again the points were supposed to get us the dates and times we wanted. I have again been trying to book reservations and can’t use the points because there is nothing available. No rooms at any resort we want. We live close to Panama and can’t get a room! We would like to get help on reservations or using the points.

    I first purchased with Silverleaf in Galveston. I have upgraded twice because every time I tried to book nothing was available and I would have to pay $100+ to use my time outside of the week I was given. During my last visit to Galveston I got into a heated argument with the salesman and accused him of lying about the points and that it would help me get what I wanted. He quickly apologized and told me I didn't have to buy any more points. That was his only mission that day. He was lying about all the benefits and telling me that more points would fix my booking issues. I asked specifically if I would have a single payment when I last upgraded and was told yes. More lies as I received two separate maintenance fee bills. I called about it and of course was told they should have told me at closing that there would be two separate payments. I would not have agreed to this.

    Even though I have been able to stay at the resorts, at times I didn’t choose and paid fees that I didn’t know about to do so, I have also experienced and reported roaches in the rooms and dirty conditions. I have had to move to different rooms and endure the meetings only to walk out without receiving the promotional tickets. Of course when I have reported the salesman I am told that the meetings are not required. Seems there is some confusion as I was told they were mandatory. There is some confusion but obviously it is not on my part. The lies seem to continue no matter who, what, when or where I stay and or contact. I am not pleased with the ownership and want to know who, what, when and where these issues are going to be resolved.

    In April we went to Canyon Lake to use the facilities and enjoy a nice day. We have gone before and were told that if we did not upgrade we would not be able to continue using the facilities. We owned with Silverleaf and used the week we purchased many times. During these talks in April we agreed to upgrade so that we would not lose the ability to use the facilities during the day rather than staying overnight.

    The manager told us we could use the $25,000.00 equity that we had with our Silverleaf property to upgrade and we presumed the additional cost for the mortgage would only be another $5-7000.00. We agreed to do this. When we returned home however the paperwork that we signed says we agreed to paying an additional $26,000.00 for the timeshare ownership! This was NOT what we agreed to. We went back to the resort and asked to discuss this. We were then told it was beyond the seven day period we had to return it and that nothing could be done! This is a mistake and a very costly one! WE DID NOT AGREE TO THIS!

    We have contacted the resort several times since, the manager, and anyone who will listen. No one is listening and just shrugs and says sorry. This is not okay. We are asking that corporate make this right. We did not agree to this and would not have signed any papers that day for an additional $26,000.00. We were rushed through the papers and then sent home with a mound of documents to go through. This was not what we agreed to whatsoever. Had we also known we only had seven days to look everything over we would have done so within that seven days. We were not told about the seven days and believe that was on purpose as well. Please contact us with a way to fix this.

    My occupation prohibits me from taking relaxing vacations rather I travel extensively and live in hotel rooms 8-10 months out of the year. I was checking into a Holiday Inn hotel and was told I could get tickets to Orlando attractions if I attended a short presentation. As I travel so much I thought it would be a great way to enjoy the time I would be in that area.

    I was upfront with the salesman as he tried to pressure me to purchase stating that the timeshare was a great investment. I told him I traveled extensively for my job, living in hotels almost year around. He then stated that he could save me money on these hotels as well as help me make money. He said that having an ownership would allow me to get into nice rooms at very low costs or possibly free. He also said that if I couldn’t use the points, I could rent them and make money.

    What I discovered is that Holiday Inn’s rooms are more expensive, there are reservation fees, I cannot get a room as I am traveling easily and rental is not something Holiday Inn even does. So how am I supposed to save money and or make money? I was also told that I could refinance the loan and get a much better rate. This is untrue as well because my banker told me that no bank will loan against a timeshare because they have no value.

    I tried to make the best of it and scheduled one “vacation” in Sheridan IL last March on a special promotion offer from Holiday Inn. This was disappointing as the resort and all of its so called amenities were not what I believed I would be getting. On top of that after spending countless hours looking over the options for a vacation, it is also apparent that with the points I have, I can only get 2-3 nights, if that. These points were supposed to get me hotel rooms all year long and just a few nights will have used almost all of them. How does that work?

    I feel as though I have been duped here. I am paying all of these fees and cannot get a hotel room close to my job sites and even if I could, I don’t have enough points to make any of this worth what I was supposed to save. I am very disappointed and IF I have the wrong perception or the wrong information, I would ask that someone please advise me.

    I booked a room at this establishment through Booking.com. I had till Thursday 12 am to cancel. I went online and canceled through the reservation on Wednesday at about 12 pm. I selected cancel reservation, received a message as I completed "Cancellation Confirmed." I failed to check my emails that day and realized on Saturday as I was banking that I had been charged for the hotel I had canceled. I searched for my email confirmation and could not locate. I called the establishment and Booking.com immediately. I explained my situation to both Booking and Holiday Inn. Booking requested a full refund. However, the hotel would not return any correspondence and understand that technical errors occur.

    I explained if this were due to my negligence and failure to comply with Cancellation policies and time frame I would understand, that is not the case. I canceled in the time frame. I still have not heard back from the hotel or the corporate office after several different communications. I respect and understand policies in place, exceptions can be made as every situation is not the same and this was not a no show. I had a card on file, why would I fail to show or fail to cancel knowing there is a possibility I could be charged. I travel quite frequently for business and I will never use Holiday Inn again as I will also spread the word of your poor business practice.

    My husband and I was (and still is) dealing with a worldwide pandemic and laid off from work. I contacted Holiday Inn vacations to inform them that both my husband and I were on layoff from work and could not afford the mortgage payment because we had to figure out how we were going to pay our primary residence mortgage payment. They stated they understood but continue calling requesting for a payment. Why would they want payments when the resorts were closed down anyway. Just makes no sense. It has turned into a nightmare for us. It is just not beneficial to pay for a timeshare when you don't know how you are going to pay your bills month to month. This has definitely showed us a lot about the company.

    For the last nineteen years we have owned a condo with this company. We have never seen it, been able to use it or even been given the opportunity to view it as we have requested. Since beginning our ownership we have been told that several amazing amenities including a golf course and pool would be added to the resort grounds. Nineteen years and still, we have yet to see any of these amazing amenities added. In fact, during our last stay, the resort was so unkept and dirty that it was alarming. We, of course, mentioned this at the front desk but as was our request, they lacked any remorse or enthusiasm about our concerns.

    We are retired and facing some medical issues and surgeries. We have spoken to loved ones about the ownership and as we have not been able to see any positive changes in nineteen years, they do not see where it would benefit them either. We are ready to exercise our ownership rights and sell the unit. Please take this as our formal inquiry and proceed with the process to return the unit by way of sale or buyback.

    As a promotion, I paid $199 for a 4 day stay at one of the Holiday Inn Club Vacations in February 2020. Then COVID-19 happened. After waiting several months, and with the resurgence of cases, I contacted Holiday Inn Club Vacations for a refund since I could not use this promotional due to serious chronic pulmonary issues.     The most issues we encountered were not being able to use the points when and where we wanted. A lot of times we had to replan vacations by we weren’t signature or more elite club members. You are only allowed access to certain things and if you wanted anything specific you would end up using all your points at one time. We were also affected by the dramatic rise in maintenance fees. Putting so much into this every year and not even making a dent in our actual loan due to interest and fees is shocking. We've had a severe loss of money but this lifetime commitment. This has become more of a headache if nothing else. Definitely a lesson for my husband and I.

    Believing that the investment we were making with Holiday Inn would be a long-lasting and enjoyable one, we have spent more than $40,000.00 on the ownership and maintaining ownership amenities, etc. Since making this investment that could have substantially set us further ahead in other areas, we have been lured into additional meetings and contracts on the basis that upping our investment would allow us ease of travel, not only around the US but anywhere we so desired. $40,000.00 is nothing to some but to us it is a serious investment. We have been told that Holiday Inn plans to expand its territories which will allow our investment to be worth even more. We own in Gatlinburg TN and Las Vegas NV. Both areas are highly sought after and tourism is through the roof at almost every season of the year.

    Regardless of our efforts, we have had to compromise our schedules to use the ownership. On several occasions, we have only been relegated to using RCI which costs additional fees and gives us less value for the points we own. On the occasion that we could not get any reservations due to lack of availability we have contacted the resort directly and have been told there are more than a few vacancies for the dates we requested.

    During our visit to Las Vegas, we met with a salesman who berated us and honestly shook us to reality. He could not understand why we had spent so much money on a timeshare. In fact the part that shook us was not just the amount we have spent but really, the timeshare has not worked for us, it has simply caused us to compromise and accept what is available rather than what we want.

    With that in mind, we have begun researching what options we have as again, we have prime interests in prime locations. The research is devastating as we read account after account of these timeshares being worth very little and having no resale market whatsoever. Every way we turn it seems there’s some risk of losing more than just what we felt we had. Your ads say that owners should reach out to you directly regarding questions of ownership. We are contacting Holiday Inn with hopes that the research we have conducted is false and that our investment is truly worth what we have paid.

    During a rodeo, our son was given a free cruise if his parents would attend a free, no-obligation, presentation at one of your resorts. We went with our sons and were pressured to make a purchase. When the sales staff and agents there realized that we did travel and our sons were in separate areas for school etc. they began to push even harder giving us assurances regarding the usability of the ownership, stating that even though week 36 in Canyon Lake was not good for us, and there were no resort locations we could readily use, we could deposit the week with RCI and use the discounts and perks of ownership at any of the Holiday Inn hotels. This was a huge factor for us and it was also inferred that if we couldn’t use the week and we weren’t traveling we could simply rent the week out.

    We deposited our week the first year and discovered through RCI that it would take several years of depositing our year before we could actually use another location. We also discovered that there are fees to exchange, deposit, reserve, and these fees are on top of the mortgage, on top of the maintenance fees. There was definitely not enough talk about these fees and the fact that they rise each year! The agents made this sound so good but in reality, the ownership is not good for us or our family and has yet to save us any money or render any rental opportunities or discounts with hotels.

    What has really bothered us is that our sons were put on the contract at the time of purchase as members-only NOT co-buyers. We asked about this several times and were told they were being listed so that they could use the ownership without us. This has been an issue as we had financial difficulty due to job loss. We called the corporate offices requesting the ability to return the property and cancel the contract but were told that it was impossible. We struggled to work away from our family, working multiple jobs and attempting to regain our lives.

    With each phone call from this company, we stated we could not make payments, reiterated our situation and still, we were charged scrupulously with late fees and it seemed we would never get out. We lost our ability to use or even think of taking a vacation. We have called and been assured several times that our sons have been removed from the contract, however, they are still listed and it is a problem that must be and will be fixed. We want them removed immediately and as the calls regarding this matter don’t seem to work, we are putting this into writing.

    We are contacting Holiday Inn as we have also called regarding the recent acquisition of Silverleaf but have been told that it changes nothing for us. We would appreciate some consideration regarding the events that have taken place that are out of our control. We have made every effort to work with Silverleaf and Holiday Inn but are discouraged by the lack of aid and ability to use what we have worked so hard to keep.

    We are contacting Holiday Inn as a way to bring some things to light that are causing more than a few raised eyebrows and stress for owners at resorts. We initially made a purchase with Holiday Inn after a grueling five-hour meeting where it was obvious we were not leaving unless we ‘made a deal’. We made a deal after emphatically saying no to the hounding managers and salesmen only because we felt it was our only choice. We have made our best efforts to use the ownership and remain in good standing.

    We were not aware of the maintenance fees as they were never mentioned and that first bill was shocking. Of course, when we inquired about it, we were told WE must have misunderstood and that we should have covered that information in our contract. Like we mentioned, we have done our best to use the ownership since there was no way out of owning it. No matter how far in advance we call to book a reservation there is always a problem which causes us to compromise or simply not use it at all.

    During our every vacation we have been met with issues beginning at check-in which causes so much stress and feelings of not even wanting to use Holiday Inn. We wait long periods to check-in and then are told we have to go to another desk after hours of travel to get the parking pass. We then have to fight with these people to simply get the parking pass and go to our room. The amount of rude behavior and abrupt reactions when we say NO, we are not attending a presentation, is ridiculous and should be recorded and watched by millions on social media. It often will take 20 minutes or more to convince these front desk salesmen to give you the parking pass and that you are not attending the “update”. It isn’t an update of information it is a sales meeting where they simply are interested in getting more money and wasting your time.

    On top of this very stressful problem that Holiday Inn obviously promotes, we do not have to attend the meeting as we have already paid for the room and time. We stated we were not attending and finally get the parking pass. We also ask not to be disturbed regarding the meetings. We go to our room to relax and begin our vacation. EVERY TIME, regardless of our request for DO NOT DISTURB, we receive a call to the room at 6 AM. It's not a wake-up call or a call because there is an emergency, no, it's a call from the front desk about the meeting we stated less than 8 hours ago we were NOT attending. We ask again NOT TO BE DISTURBED. A few hours later before breakfast has even become a reality there is a knock at the door. Again, it’s not housekeeping, it’s not an emergency, it’s a front desk salesman putting his foot in the door insisting we go with him downstairs for a meeting!

    This problem needs to be fixed! Furthermore, during our stay at Oak n Spruce we were astonished at the condition of the unit we stayed in. The furniture was filthy and showed visible stains and tears. The shower and tub would not drain water and you had to stand in ankle deep water while trying to take a very quick shower. The floors had large cracks and soft spots and the rooms were not insulated well for sound as we made several calls to the front desk about the room and the noise above us. Nothing was done, nothing was fixed, we were just ignored. The maintenance fees continue to rise each year and we continue to become more and more stressed with the idea of being harassed during a vacation rather than getting to RELAX.

    We have been owners for some time now and have enjoyed many vacations with Holiday Inn. However, there are a few things that have created a negative feeling for us in regard to our overall experience. Over the past few years, we have been pushed and/or told the meetings are a required part of ownership when taking a vacation. Even if we request not to attend it is implied that there is not a choice. The cost of ownership is continuing to rise each year and as we are planning our retirement, it is not something we see that we will be able to afford or use in the future. These costs include the booking fees, maintenance fees, and exchange fees etc. As for the maintaining of the units, we have stayed in some newer resort locations but have also stayed in some units that are in dire need of repairs and updating.

    We inquired about the ownership options available to us regarding buyback and/or resale. We understood that Holiday Inn has programs for owners who are unable to maintain or no longer desire ownership. However, upon more digging we find that Holiday Inn only wants first right of refusal and doesn't offer any aid to owners to sell, nor do they buy it back. We feel stuck with no options as there is no market for timeshares and every timeshare sales site shows them going for pennies!

    I have used many Holiday Inns and have never been disappointed. The rooms are always very clean. Bed and pillows are always very comfortable. I have always found the room temperature to be to my liking as I can set it to fit my needs. Housekeeping has always been very helpful and friendly. I have also found the front desk staff to be very accommodating should I need anything. Have never had anything to complain about even when we have our handicapped daughter with us. She's in a wheelchair and has special needs and they have gone out of their way to keep us comfortable and happy we're staying with them.

    We received a letter warning us that our account ** would be sent to a foreclosure attorney if we didn’t take immediate action to set up a payment plan or make a payment. The letter was dated 11/16/2019. We are contacting Holiday Inn regarding the missed payments as we made the purchase with the understanding we would save money by owning and would also be able to easily book reservations and use the ownership as we wanted.

    We have not been able to use it and when inquiring about using it we cannot get a full week or scarcely two days at a time. This was not the presentation we endured nor that we remember. We have six children and this has not helped us nor has it enabled us to do more. Since there are options available, and we are not happy with our ownership, we would like to enact the resale or return of it with Holiday Inn.

    All I can say is that hotel is a scam. So the situation is the following. They told us that if we pay upfront 200$, then we will qualify for free nights stay in hotel but will have to listen to a talk during that stay. We were unable to take any vacation for that so we extended the deadline for it. Holiday Inn told us to pay extra 50$ and we did!! But later THEY canceled the trip! We are on study visas and we have to leave the US since the grace period is over soon. We explained the situation but the Holiday Inn refuses to refund!! Both 200$ and even 50$ paid later!!! Infuriating!! Such a scam!! It is them who canceled plus COVID situation!! Shame!!! Avoid this hotel at all costs!!!!

    Every time we have scheduled a vacation we have arrived and been taken to a room before we could check in to schedule a meeting. It is 8 hours or more for us to drive to any resort, and by the time we get there, we are just tired and ready to get into a room. During one of our vacations, we were told the deeded weeks were going away and need to upgrade our account to the points system so we could continue vacationing. We later were told that wasn’t true but rather the points simply allow us to get more access to other resorts at different times. Since we purchased 100,000 points, we have yet to get access to any resort we want regardless of what time of year. Obviously, this was a ploy to simply get more money.

    During our March 2019 vacation in TN we made a purchase with the understanding we were purchasing a unit in TN. When we received our paperwork though we saw that the deed was filed in Florida. This did not sit well with us as we were already salty about the 100K points that we had purchased and still could not get the vacations we wanted. What really topped the cake was that instead of one contract and additional points the salesmen further lied and deceived us by having us purchase TWO contracts that day, one for 24k and the other for 40k. When we realized this we went back into the sales center and demanded an explanation.

    The salesman would not discuss it nor listen to us. They told us the person in charge was not on the premises and that we had signed the paperwork and there was nothing that could be done. After we began to press them for a supervisor another representative did say they could help us change it but it would require another purchase that would cost us a minimum of $1600.00. At no point did the salesman mention that we could rescind the deal, nor had the quality assurance officer mentioned that at the time of signing, nor did anyone mention it in fact. This means that all of these representatives stood there and lied to us and were looking to make further profits from us after already deceiving us with a two contract and out of state purchase!

    The salesman sold us the Premier package that would require no out of pocket costs for maintenance fees and taxes. It was stated that this package would pay for itself and that the representative and Holiday Inn would show us how. We are demanding that action be taken against the sales team for 1) deceiving us into making a purchase of two contracts rather than one as discussed, 2) not disclosing that we could cancel by way of rescission, and 3) we are demanding that Holiday Inn provide the promised information of showing us how to make this ownership pay for itself as we have received maintenance fee bills and tax notices and as mentioned, we were told being Premier, we would NOT be charged for these.

    We have grown increasingly concerned with our inability to use and or enjoy the resorts. We have attempted use with only a very limited window of time is available and often in places too far for us to travel. We have brought this to the attention of the resorts each time we have stayed. We have also brought to their attention that we should not have to pay additional fees to use the rooms and our points. We have already paid for the room and the yearly maintenance fees and the membership fee! Paying more money to simply check-in and or check-in early is ridiculous!

    We have asked for assistance and are only directed to buy more rather than given options to get out of it. We haven’t paid any fees and have recently received a ‘warning letter’ stating that the account will be sent to a foreclosure attorney. We are interested in speaking to this attorney and would appreciate his or her contact information, however, that is not possible. When you call in they can't tell you anything but that it is in the legal department. Then you can be transferred but you aren't speaking to an attorney. Just another phone representative. They just keep repeating you need to make a payment....we don't have issues with making payments, we have issues with the product the payment is for! No resolve.

    Do not buy a vacation club from Holiday Inn. They promise the world and deliver nothing. We haven't been able to use when and where we want. Why keep trying to get you to purchase more and more points and come on very strong with the sales pitch. DO not believe them at all. The maintenance fees are outrageous and they charge a membership fee to help make reservations that can't be made anyway. I wish we never bought this. It was a huge waste of money that we will never get back. if you're thinking of doing it DON'T!!!

    We were offered a free stay (4 days and 3 nights) at Orange Lake to take a one-hour tour of the resort. Also, we were offered a “gift” which we believe ended up being discounted local attraction tickets for touring, whether we purchased a timeshare or not. After touring the resort and viewing an example property, we went back to the sales area. We were asked to provide info on how many times a year we take vacation, what we like to do, how much we think we spend on lodging/gas/etc. Then the sales person tries to add all of that cost up to show you how, for the same cost you can purchase something that, once paid off, will give you something you can continue to use for our lifetime, and leave to your children. The property that they then offered was beyond our means.

    Upon refusal, they came back with a senior sales person with a different “more affordable” offer. While this new offer seemed like a better fit, we didn’t realize how much money it would cost us down the road. Over a more than three-hour process, we bought into the idea of something we thought would benefit us. However, because we went with the “more affordable” option, we were stuck trying to plan to either vacation during non-peak times of the year, or avoiding weekends, which cost more points. It also seems by the time the new year comes and your points are deposited, it’s getting harder and harder to book a good vacation in prime season at the places we would want to go.

    A requirement to keep your membership is a yearly tour of the resort. Of course, they use this as another way to upsell you once again. Originally we were once again apprehensive. However, they are pushy and will convince you that this is the best way to take advantage of what we had already purchased. And then the next year, the same thing happened, this time with the promise of a better ability to use the points we had already purchased. After this upgrade we learned that your points don’t take you as far as they promise. The next year we went back for our annual review and the salesman tried pressuring us into another upgrade. We have paid Holiday Inn over $20,000 dollars and still owe roughly an additional $35,000 for this scam. Stay away at all costs!

    Today it was announced that the United States has surpassed the COVID-19 death rate in the world!!! There has been over 6 million people filing for unemployment! The pandemic has put the world in crisis mode. Travelers can't travel even if they want to. Yet, on Easter weekend, I receive a phone call to let me know I am ten (10) days late for my mortgage payment!!!! Really...I have more essential needs to be attending to right now. I promised to pay within 30 days to get current and the agent was cold, callous and dismissive offering me ways to handle my HIVC business. I am shocked at how this company has responded to this crisis. While many agencies, companies, and even banks are offering moratoriums on payments they respond by hassling clients trying to make ends meet during this crisis. Regret doing business with them!

    I was not expecting a Waldorf experience! But I must say the property is in need of a good cleanup!

    1. While showering the knob fell into my hand and the water could not be shut off until maintenance came up half an hour later.

    2. The room was dirty, carpets are worn out to say the least! AC is not only loud but the vibration shakes the walls, drove me nuts.

    3. The pool was closed for 2 weeks, how do you tell that to your kids!

    4. This trip was paid for thru PRICELINE, I was asked at the hotel for a card to hold 50.00 for incidentals! I totally understand that! When I get home I find that the entire stay at the Holiday Inn was charged to my card without telling me it would be! I only authorized 50.00 for incidentals! This is disturbing to me! and should be used as caution to anyone out there.

    I am sorry but due to conditions of the hotel, and the incident with my card I cannot stay at this or any other Holiday Inn. Holiday Inn West Palm Beach, on Belvedere Rd.

    I am an IHG rewards club member. I called in to have points added for a stay at a Holiday Inn that I booked. At the end of the call the lady asked me to remain on the line to receive extra points and someone would be with me. I spoke with a young lady that said they wanted me to stay at their hotel in Cocoa Beach for 3 nights for $199 if I would take a tour of the facility to see the new upgrades and give them feedback. I decided to go with it and by the end of the call I realized that this was a time share scam. I told the lady that I did not want the package but it was too late.

    The $199 charge is now on my card. I wrote an email to customer relations and got a response that someone would be back to me in 7-10 days. That was 12 days ago. I am now on hold with the credit card company trying to dispute the charges for 59 minutes as I write this review. Do yourself a favor and read all the negative reviews on this high pressure time share scam before you get taken for your hard earned money.

    I spoke with a delightful and well spoken Customer Service Rep. whom I was transferred to after confirming reservations for an upcoming trip. I am an IHG member. I spoke with her on Wednesday, February 26, 2020 at 10:45am or there about. She gave me an unbelievable offer that she said would only cost $200 for a 4 night vacation in any of about 10 places. At that point I told her there was only 1 that interested me and it was New Orleans so we proceeded with the call. I provided her with exact location as she requested and I went further to check the dates that I knew ahead of time I had wanted. It was New Orleans. I advised her of the exact dates and she told me it was a new location and would not be available for reservations until April 2020. That was a lie.

    When I called today after receiving my email alerting me to make my reservations, I was told the hotel was already sold out. Well odd ... if she told me to call back in April 2020, the hotel isn't opened as yet then how could it be sold out. I just took a chance and called to verify her information which has clearly turned out to be inaccurate or just a plain LIE. I would like every bit of my $279.00 refunded since she added an extra night to as she said "sweeten the deal". I was very specific with this young lady and gave IHG the business since I am a member but I find this to be absurd and horrendous that you would need to scam a mother with children out of $279. PLEASE PROCESS MY REFUND IMMEDIATELY. I want my money back and I will NOT STOP UNTIL I GET IT BACK.

    This is a timeshare thing. There is a lot of hype and discussion on specific timeshares and timeshares in general on the web. Timeshare pros and cons aside, I am currently disgruntled as my salesperson assured me that I could use my timeshare points to pay my annual maintenance fee and property tax bill... This was last November. I had purchased more points at that time, so, of course, it increased my tax/fee bill substantially. Anyway, the bill just came so I called to arrange for using my timeshare points for the bill. OF COURSE, there's a catch. I had to have called before December 15!!! This, of course, was not disclosed to me at the time of the sale nor at any other time.

    I was told on the phone today that there was an email. Hmm. I received no such email. I suspect it is in the fine print of the 4 inches of paper they provided me at the "closing". Ha! I asked if they could make an exception since I was a new owner and was unaware of the rules. No can do! Just be aware that this corporate bureaucracy is pretty inflexible and I really see no way of dealing with them except calling on a monthly basis and peppering them with constant questions about every little thing. Take care when doing business with this outfit. You may have opinions about timeshares or Holiday Inn Club Vacations. I have found the resorts and vacation opportunities to be fine. It's just all the weirdness that goes along with "ownership" that is giving me a pain in my side!

    While making a change to my hotel reservations for Ft. Lauderdale hotel, I offered an opportunity to earn 500 pts. by just listening to a sales pitch. This was January 12/20. In brief, I was told (by "Ana") if I paid $279 USD, I could have a 4 day, 3 night stay at a Lake Tahoe resort and my $279 would be returned if I attended a two hour timeshare sales pitch. I was told I would be e-mailed full details of the package the next day. The only communication I received was that the payment had gone through so so I called and requested the terms of the agreement. While speaking to the guest relations person it became apparent that what I had been told was not lining up with what the guest relations person said so I told him I wished to cancel the payment.

    I was told by "Kevin" to send a note to Guest Relations advising of my cancellation. I did so on Jan. 13/20. (I believe this is well within Florida’s cool down period.) I continued to follow up with guest relations asking for confirmation of my cancellation. Finally on Jan. 25/20, I received a response from a company Sales Force on behalf of a company called Hospitality Ambassadors from a “no reply” email address saying my package was non-refundable. No contact person or telephone number was provided.

    Incidentally Kevin did promptly send me a link to the terms and conditions of the package and there was no mention of the $279 being refunded. Further, it stated that I would have to pre-pay the hotel stay, various resort fees and taxes. There was no mention of this at the time of the original sales pitch. I cannot believe Holiday Inn (IHG) would be associated with something like this and will be trying to find the correct corporate department to bring my complaint to..

    I made a reservation for this property to arrive later in the summer. I tried to cancel at the beginning of January and was told that I would be charged for one night. This cancellation is over 100 days away from arrival and they would not waive the one night stay fee. Beware of this property, they care more about making money than great customer service.

    We were told via phone for $279 we could have a 4 day 3 night stay vacation at a Holiday Inn resort that must be used by one year. But when we booked it we were sent to Crown Plaza motel. (Not even a free breakfast). We did get to the presentation which was a 45 min drive from hotel. Then the hotel charged us 50 dollar “installation” fee. The presentation was high pressure and exhausting So it was not worth what time and trouble. The price of package offered was $59,000!!!!

    Dean of St. Clair Shores has it exactly right: be ready for the hardest sales pitch ever. We were promised 5 days at a hotel in exchange for 2 hours of our time. It isn't our first time at a timeshare presentation, so we expected the sales pitch. But these folks took it to level 11. So long as we seemed interested, they were nice. But when they got to the price ($44,000 - but you have to act now!!!) and we said we'd have to think about it, the tables turned. Our sales guy belittled us, told us we were throwing away the opportunity of a lifetime, and that we must not love our family. At the end, he threw his credit card at us and offered to pay for my memories. "I can put a million dollars on this card!". Sure thing, Ryan. 3.5 hours later, we finally got out of there. Read the reviews of people who actually bought. It's the stuff of nightmares. Stay away!

    I took the tour about purchasing a unit and was promised 10K points. The girl at the desk said they were out of points and she would credit my account in the next few days. Well, two months later, no points. I have called, left messages, spoke with reps, been transferred, listened to A LOT of hold music and have been hung up on. The conclusion? If you want to spend your good money to be treated poorly, this is the place to do it. But, I can think of better ways to spend money.

    We paid $249. for 4 days 3 nights & a commitment to attend a 2 hour seminar for a timeshare in order to receive our money back. The presentation took all day, from 11:30am - 4:30pm! So a whole day wasted of our trip! The sales reps pitch corporate Holiday Inn support structure only to find out Holiday Inn is not part of their owners!!! Wow!!!! Here's their website claim: "The Holiday Inn Club® program and the Holiday Inn Club Vacations® resorts are independently

    Owned and operated and are not owned and operated by the owner of Holiday Inn brand." So, why pitch Holiday Inn if it is not the owner? What are they up to? Hmmm?

    Okay, so we bought into their pitch and signed up before I saw their website disclaiming the Holiday Inn brand; hence, buyer beware. I tried to set up my account after 2 weeks to start using the club vacations, and after being charged a down payment of closing costs of over $1300. Only to find out that they had not set me up yet with the Holiday Inn Club Vacation program (after 2 weeks of contract signature & same day payment!!!). So far, not a good experience...Heaven help us!

    Terrible customer service. Had a problem with my stay and was initially given the details for the wrong hotel when I contacted Holiday Inn so I couldn't contact this branch of the hotel until late. The hotel made me an offer to solve the problem very late at night then retracted the offer the next day. Was passed on to management who didn't reply to my email. Don't stay here if you expect to stay with a hotel that has staff who actually care about their customers.

    Although Warren was friendly and courteous, it felt more like a hostage negotiation than a sales pitch. What was also odd is that Warren had similar life experiences as myself. Lots of numbers about points and perks was very confusing and thrown at us quickly. First one was for us to spend $44,000 and the last of four was for around $8,000. When Warren finally gave up, Michele hit us with two more before we finally got the $249 back that we spent for these three nights. Common high pressure sales like being made to feel guilty for not taking one of these great offers, for wanting to continue renting compared to owning and giving this to our kids, and showing us very nice room layouts and wondering why we wouldn't want this.

    The place is nice, but more for younger folks with families. They have a golf course, but only pull carts. Very hard for someone in their 60's to walk a very hilly nine hole course. Costs extra even if a timeshare owner to go to the water park, 18 hole putt-putt course is not lighted, and you have to take out your own garbage. If you like to do a lot of travelling and can afford the airfare, the incidental costs, and doing your own housekeeping and cooking, then it might be a good deal. But it was not for us and did not appreciate the high pressure sales (although we had anticipated it).

    We did not want to purchase this timeshare but Holiday Inn bought out the timeshare we previously had and said, no kidding, "that we had no choice as the property no longer belong to our previous owner and we were still under contract." Thousands of dollars later the lies go on. We were told we would not have to do anything to have our time rollover at no cost and that any unused time would automatically accumulate. LIES. We have to not only contact them but they charge us $200 to roll them over and then only keep them for a year. Booking is a nightmare.

    If you have a question, don't expect to make it to someone on the phone as you are almost always put on hold (after bouncing through a series of press # for this...) and before you reach a person, they disconnect you. If you try to reach them online, the same process applies and either your computer hangs up, because the connection has time out, or nothing happens. I cannot tell you the depth to which I cannot stand this time share, the loss of money, the absolute waste of my hard earned time and money is beyond frustrating. Please, please if you are looking to buy a timeshare, go somewhere else. Spare yourself the misery you will run into dealing with this company.

    HOLIDAY INN 0 MT PROSPECT, IL. When I arrived at the hotel, nobody was waiting and the counter had two staff. However, both were too busy taking phone calls to even greet me. One call, then another... One person, presumably the duty manager, was on his cell phone on I assume was personal business. Okay, finally they get to me. Then I am asked to sign a credit card approval for considerably more than the agreed-upon rate (via the IHG website). I refused. The staff member kept pointing to a sign that said they put a hold on debit cards. I replied that I used a credit card, not a debit card, so those conditions do not apply. The guy just kept pointing to the sign and says he will give me the extra charged money back after I check out of the room. It turned into a minor screaming match - can't you understand your own sign which specifies "debit card"? He then removes the sign from the counter.

    The other guy, presumably the duty manager, finally gets off his cell phone and says something to the effect that I should not be allowed to stay in their hotel. The first guy says I will have to pay for the room as I did not cancel it in time for a refund. I replied I will sign the credit card approval only for the amount agreed upon. Somehow, they relented. I got to the room and there was a fresh blood stain on the sheet right by the pillow. I say it was fresh because it was bright red so appears not to have been washed. After all the turmoil at check-in, I just tried to ignore it. The hotel is a bit dated. The attached restaurant served the wrong meal and the server just disappeared after saying "it's wonderful?". Besides that, she didn't bother to give me even utensils. So all in all, a night and a hotel I'd rather forget.

    Booked months ahead of time and paid extra to be able to cancel up until the day before arrival. Get to the Holiday Inn north beach Virginia Beach to find out that their beach is unusable because of a rejuvenation project. So they had NO BEACH but never notified us and charged full peak prices. Management told us that they’d give us back about $50 per night but that’s still beach front prices. They then said we were welcome to go somewhere else and they wouldn’t penalize us!! So we’re supposed to spend a day finding a place, repacking, checking in, unpacking etc. Called IHG direct and they say they can’t do anything even though it’s their property and we booked through them. AND our calls were dropped EVERY SINGLE TIME!

    Upon checking in at Orange Lake Resorts in Kissimmee FL, you are taken to a desk where you are required to make an appointment for a 45 minute timeshare spiel. If you don't want to make an appointment $35 is added to your credit card. I've heard lots of yelling and cussing at this desk. I've been a timeshare owner here for 15 years. Last year they started charging you &35 to book your home resort, the week you bought and paid money for already. Every year it's a new gimmick. And they advertise you can stay at all the resorts in their catalog. That is a blatant lie. I have plenty of points to stay anywhere in the Holiday Inn Club catalog... but when I go to reserve... it says not enough points available when I have researched and saw otherwise. IHG and Holiday Inn Club has really turned into a greedy company that only takes your money and then says we still need more.

    I used Booking.com for the first time in July sixteenth. I went through the reservation form. I wrote in the special request that we had a little dog. I was under the impression that this hotel was pet friendly. Booking.com took the debit card no issues there. They should've informed me that this hotel wasn't pet friendly. I would have never had made a reservation there. What is the point of having on the page a special request if no one reads it. I won't use it ever again as I was taught a very expensive lesson. I will go directly to the hotel myself and not use the web. I didn't get the best deal. This is the first and last time I use Booking.com. I tried to cancel as quick as I could. It wasn't easy. By the time I get the email from them to confirm the reservation, the hotel has taken three hundred dollars and for a room we didn't get to stay in.

    Holiday Inn & Suites Virginia Beach North Beach was where I stood and it was great. The hotel is right on the boardwalk so the view of beach was amazing and the room was clean and well decorated. Had a refrigerator, microwave and coffee maker which I loved. Just wished breakfast was included and not extra but I would definitely stay there again. My main concern is cleanliness and it was very clean.

    Stay away from the Holiday Inn Vacation Club! I feel like an idiot falling for a vacation club package over the phone. I have a friend and previous neighbor who works for IHG corporate so I felt that I would give this a shot. I'm assuming that he has no relationship with this organization that sells the vacation club offerings. When being sold or scammed about the club, I was told that I would be placed at the highest level, comparable to an owner for a room at a vacation club. Today when trying to schedule the dates, I was told I would be booked in a Staybridge Suites or Best Western. I asked about three different properties, Myrtle Beach and Cocoa Beach. When asking about Panama City as shown on their website, they said that was not part of the vacation club.

    In addition to the hotel selections, there was an upgrade fee for the hotels. The upgrade fees were as much or even more than what I could have booked the room online. I am no rookie when it comes to traveling being a Titanium Elite Bonvoy member, a Hilton Gold and IHG Gold, but I feel worse than a rookie being caught on this scam. STAY AWAY and consider dealing with a more reputable vacation club!

    My husband and I travel with Holiday Inn. We received an offer to book a hotel through Vacation Club. They put us in a disgusting hotel that smelled like weed and mold. I called them and the travel guy we worked with for the past few months is no longer there and no one knows who he is. They connected us with a manager who seemed clueless and ignorant. He promised he would move hotels into a nicer hotel so he moved us across the street to a nasty motel that was even worse. He said he reserved it for us but we went to see and they did not have our names in their system.

    Now we checked out of the gross Landmark Hotel and got placed into a nasty motel and when they did not have our names, we called the manager but he already left for the day and left no notes for the rest of the staff. We drove for over 7 hours and were exhausted. We talked with multiple staff members and kept getting bounced around. We were threatened that we would be charged more, that we could not cancel or get our money back. Later they cornered my husband and said we have to choose the nasty motel.

    Long story short after 4 hours of the phone call and being placed on hold over and over again, they were very rude. I finally grabbed the phone and said I will not tolerate their abuse. I have scoliosis and prone to migraines and cannot stay in a mold, dirty motel with solid rock beds, and unsafe environment. They eventually moved us but they continued to lie to us throughout the entire time.

    The timeshare was promised to only be 90 minutes but lasted for over 120 minutes. We just felt very cheated. We were extremely lied to and disrespected. We are faithful customers but this was by far the worst experience I ever got. I feel so sorry for all the people who suffer under Holiday Inn Vacation Club. They are very deceiving and do not care about the customer. They are greedy and want to sell you timeshares but they do not consider your time, your safety, your vacation, your health, or you as a faithful and loyal customer. I am highly disappointed and have a VERY bad taste in my mouth. PLEASE NEVER use this company.

    Bought a 3 night stay in The Smokies. Was told I had to listen to a presentation and I would get the $200.00 back. Here's the catch. More than 4 cannot come and we have 5 in our family. I also do not recall them saying it was non refundable. So, just lost 200.00. No hotel stay, no presentation. Just leave one child home and I guess it might work. I don't think so. No more Holiday Inn products of any sort for me. That was deplorable. Did I mention it now has an expiration date. Seriously? Disgusting bait and switch.

    I own a Timeshare which was known as Silverleaf now known as Holiday Inn Timeshares. Well ever since the buyout rates keep going up, things are being taken away such as Bonus Time which was free now we are being charged for, reservations are almost impossible to get, deposits are required now, resorts are extremely noisy and nasty. I have tried contacting the Attorney General in our state but get no response. We were promised things when we bought the timeshare. Now those promises are being broken.

    I have tried on several occasions to get them to buy back the property but they refuse to do so. I have the property listed with an AD company and have had it there for a long time now but not even one offer. I have tried to make several complaints to the company but they fall on deaf ears. I have even asked the reps. that take my calls to have a V.P. call me but I have yet to get a call. Is there anything you can do to help me and the others that are stuck in this endless game of raising cost. By the way my timeshare was paid for in cash.

    I went to presentation on 5/19/19. To go through the entire 3 hour presentation and decided against purchasing to be told that they were going to keep my deposit because I didn’t come with my separated spouse. Why take me through the long tour and try to pressure me into buying to not give me what was promised. Your reps are not trained properly, they give out the wrong information.

    After being told I can come alone by the rep they lied and said that what I was saying wasn’t true and didn’t want to pull up the recordings as I suggested. So I went back later that day and called again to have the same thing repeated to me by another rep, and let him know that he was being recorded too. So If this is how you treat your platinum members or any other hard working people you should be ashamed of yourself, all for sales. Trust me I will get my point across even if I have to get an attorney. I fight for what I believe is right. You don’t take from me and get away with it. Linda

    We agreed to sit through the presentation with Holiday Inn & IHG properties. Having no experience with timeshares, we went with little to no expectations other than knowing it would include a ‘hard sale’ and a concrete 120 minutes of our time as stated at check-in. Luckily for us, we had an incredible salesmen, it was easy to spend the majority of our time with him. The presentation was clear, concise, and well delivered however, there was nothing in the offer or packages that was of value to us to be convinced to sign a contract.

    Unfortunately, when you say "no thank you" and mean it, the next step is to be sold to by the manager, spending another 20+ minutes with a new offer and new pitch. When you say "no thank you" again, you’re passed off to the marketing person who states in earnest that he is not sales, he asks a few survey questions but basically decided why we said "no thank you" to the offer in the first place before listening to our answers. This marketing, not sales person, then tries to sell us on another option for a ‘free’ trip by signing up for a different type of vacation package. He is the final sales person of the day, at this point we’re in for 3 hours of our time, not the 2 hours stated at check-in.

    The icing on the cake is the hotel accommodations, the property where the presentation takes place is stunning (Scottsdale, AZ), the tour highlights all the valuable accommodations you would want when on vacation. The place where you are put up however, is no where near these accommodations. I would say we stayed in the fleabag version of this beautiful property, adding insult to injury.

    I am disappointed, not only because we had to say no thank you to our wonderful salesman, we had to say it to the manager, and the marketer, but also because it was clear that we had upset all of them simply by saying no thank you, it’s not for us. I am annoyed that I was forced to stay another hour and while 1 extra hour of my time is not more valuable than others, it was an hour that I can’t get back, an hour that I did not approve of someone to taking, and mostly because I felt lied to about the expectations set at the very beginning. I am dissatisfied by the hotel accommodations, if we had stayed on the property they were trying to sell us on, I may have had a different outlook, I may have seen the value in what it had to offer and signed a contract. #definevalue #notworthit

    If you had a similar experience with Holiday Inn Club Vacations, please file a Better Business Bureau complaint. A company should not withhold money if no services or products were received. I recently fell victim to a predatory practice shortly after having stayed at an IHG hotel. I received a call regarding a $249 3x night stay at the resort of my choice from Holiday Inn Club Vacations. It seems like this company is somehow associated with IHG as my stay was referenced in the call. The fee is supposedly refundable after sitting through a timeshare briefing.

    If you don't attend the timeshare brief, the fee is non-refundable and you are given an option to forfeit the $249. I will not be attending the brief due to other requirements, so I will be losing the $249. That aside, no services or products were received, this is a predatory practice and it seems that it would be deemed illegal. Had a service been or product been provided, I would not argue. However, this practice is less than expected from a company that seems linked to an organization like IHG that does business on a large scale.

    I fell for the illusion of being able to travel to nice places and stay at nice hotels for cheaper than I would be able to otherwise. The overly-long presentations are designed to overwhelm and exhaust you with information that distracts you from what it is you're really getting into: that being having to buy something for far more than it’s worth and that you’ll have to ultimately pay far more for points than it would cost you to book the trip on your own. Nor do they tell you, until your next obligatory meeting, which is every time you show up for a vacation, that in order for your points to have the same value as they did when you first purchased them, that it'll cost you more. It's predatory brainwashing at its finest. I regret ever setting foot in at the Orange Lakes resort and am looking for any way possible to get out of my contract.

    We recently purchased at Orange Lake in Kissimmee, FL. We were told of an instance by our first salesperson, (he never gave us a card and we don't remember his name) that when his home sold sooner than expected, he was able to go there, to HICV Orange Lake and stay for 2 weeks! Since it was within 30 days, he got both weeks for the 15,000 points ea and a total cost of $64!! They repeated, no matter how many weeks you are able to stay, you are just charged the $64! We told them no, at the first offer, which was like 200,000 points for $24,000! Then Georgio came out and said they could do 100,000 points for $16,000 (or something similar) and we told them no, again saying we owned in Aruba for far less and go there every year, but we like to travel with our kids and grandkids, so we were looking for options.

    That was a mistake! They wouldn't give up! They said they were just going to send Lee out to make sure the others did their job and we could be on our way. We had already been there 3 hours. Lee, instead, comes out with another sales pitch and emphasizes that as long as there is availability within 30 days, even for a 3 bedroom, we could get a unit for 15,000 points and $64! Already being an RCI member, I just happen to ask what their exchange fee was and they said, "Oh, for RCI it is $239," like it was totally unrelated to the 15,000 points and had I not asked, they would never have mentioned it! So, he says, here's our best offer, for first time tours, $7,500 for 50,000 points. They knew, being flexible, and travel a lot, that we were interested in their 30 days or less, reservations, that were at a cost of $64 and only 15,000 points.

    Although we were delirious at this point, we thought, well if we can get a week within the 30 days for only 15,000 points (which they said, again, as long as there is availability and other than the holidays and summertime was a really good possibility) and only $64, it's not a bad deal. So they wore us down and we agreed. We were there for another 2 hours, for a total of 6 1/2 hours! When we met with Thais, she went over all the selling points. Again, saying 30 days or less for only 15,000 points and stays Sun-Thurs were at 50% of total points. Never once did they say that the 15,000 points were only available through RCI at a cost of $239!! Then, you have 10 days to cancel your agreement, but conveniently they don't give you access to anything for at least a month!

    Once I got on to see that what they told us was total BS, it was too late to cancel! I have contacted them many times and just get a run around! We were clearly lied to and lead to believe there would be lots of availability at great locations at the discounted points in off times, which even when there is availability within 30 days, they go for over 100,000 points! The only locations that are discounted are the places no one really wants to go to. Stay away from this company! They will resort to whatever they need to to get you to purchase!!

    This business takes the brand awareness and business legacy of Holiday Inn, and tarnishes it with a menagerie of dishonest salesmen, unscrupulous and deceptive middle managers, backed by an organization that has zero accountability and very poor internal communication. Just try to get to the correct department to resolve an issue...it will take months.

    I paid for a stay at the Orange Lake Resort in Orlando, Florida, attended a timeshare presentation, and relied upon what turned out to be COMPLETELY FALSE misrepresentations of what this company's point values, packages, and booking standards are. Having never actually used the timeshare after realizing that almost everything we were told about how it works was false, I have been in a month's long battle with scores of unaccountable members of this poorly run organization.

    The company believes in internally passing the buck and never doing what they say they will do. They will "Open investigations" into your claims that seem to never get investigated, resolved, or even remembered by the time you speak to them next. Each time you speak to a representative they will tell you that someone is looking into the matter and will contact you, which never happens. The employees don't talk to each other, obviously keep poor records, and take no responsibility for the salespeople or their organization's behavior. DO NOT BUY THIS TIMESHARE.

    There are plenty of BETTER ones out there run by BETTER ORGANIZATIONS. I am an owner with Diamond Resorts, and as much as I have complained about some of their practices, they are an immaculate organization compared to Holiday Inn Club Vacations. It is truly disappointing the way these people operate. If you value your money, your time, and expect basic honesty and integrity out of those you do business with, stay as far away from Holiday INN Club Vacations and all of their partners, affiliates, and subsidiaries as possible.

    ***Racist experience*** Very Very poor Communication between staff and customers. Worst experience of my life! Zero stars if you ask me! We stayed here, paid near damn $600.00 to show my family a good time and after checking in we drove to stayed in the Ambassador's Villas. When we arrived as soon as we get off our car there was a family drinking at the front of the complex and partying with a group of people.

    We get off our car and 2 or them start yelling, "Go back to Mexico you stupid Mexicans" following laughter and them chanting Build the Wall from their group. Then to make matters worse our room was right next to theirs, So instantly I get into protective mode and I tell them “Hey there is no need for that. Just go about your business and we’ll go about ours” along with some other things. So my kids are already scared to go back out to the car to get the rest of our things and I run into a Hill Country Resort employee on my way back down and I tell him what was going on and he said “I’ll get security over here right away.” We waited 2 to 3 hours waiting for security to come and nothing. No one came! I was so in shock on how they didn’t handle the issue.

    I finally talk my family to, "Let’s get out of the room" because they were scared of the harassment and racist things being yelled at us and see what's new, what else does this place have to offer, So we go to the indoor pool and the kids finally are having fun so I take the opportunity to call to the front office and I spoke to Melissa and told her what happened and why didn’t a security come? Mind you I’m trying to stay calm because I don’t want my kids to see me upset. So then Melissa tells me no one reported an incident to security, So she then tells me, "I’ll have a manager call you because we want to make this right maybe we can move you to a different villa or maybe a comp stay but you’ll have to speak to a manager."

    I waited and no call came to my room or cell phone so we just try to enjoy our stay and of course my kids still have their guard up and their right by my side the whole trip! So we check out and I’m still waiting for a call 2 to 3 days later I decided to call and I spoke to ****Cheryl the front desk Supervisor****. I told her about the incident and she says, "This is horrible. I wasn’t informed about this issue." (By this time I’m not even shocked anymore just furious) and I will get down to the bottom of it because it was failed to be reported not once but twice!!!!

    So I tell her, "Look I grew up coming here when it was Silver Leaf and I want my kids to like it here. This is where some of my best memories were made here, and I feel it really was a loss of money but I don’t want my kids to feel this is what we deserve so I asked for the comp stay. Let’s give it another try. All people aren’t ignorant like those drunks so please help me show my kids that this was not right by giving us a second try because mind you my husband doesn’t want to pay to stay here again and be treated like crap."

    So Cheryl says, "Don’t worry. I’m going to send you an email tonight with the certificate of your comped stay" and so I tell my kids, "Hey guys. What went on over there was not right. No one is better than you just because of their skin color and the resort wants us to go back out there and give it another try," But I never got the email so I called to see 2 days later, "Hey what is going on with the email" and Cheryl wasn’t so nice this time and was actually rude and says, "No stay is being comped. Sorry but no one heard of the incident!"

    At this point I had enough and I said, "Of course your employees said they didn’t know anything because they swept it under the rug not just 1 time but twice but I gave you all the correct names of the people I spoke to who failed to report it and help us out and it's lies and BS!!" They never cared to make the situation better! This was my very first racist experience and the worst experience of my life! Maybe my business is better elsewhere but just be aware of staff because A lot of them are young and careless and don’t do their jobs correctly!!!!

    Signed up for a vacation "mortgage" after the 90-minute presentation, There are many pages of legalese to the contract that took hours to try to understand... Then, within the first month we realized false representations were made regarding "points" and availability of cheap 5 day stays. Within the first month I wrote a letter seeking to cancel but no response and now they are docking my good credit. Beware of this company... There is no way out if you don't cancel within 6 days.

    Checking out at Vero Beach Holiday Inn Express 9400 19th Lane was like arguing with a juvenile. My business card is tax exempt and upon check in I was told all that is taken care of at checkout. No need to tell me. When checking out the juvenile front desk manager argued with me about not telling the supposedly trained check in clerk about my tax exempt status. Will never step foot in this Holiday Inn again and will change hotel chains for future travel with one more encounter with an untrained child behind the checkout desk.

    Sales staff and the Quality Assurance Office lead us to believe that we were to keep our bonus time option just as it was. On June 16th, 2018, we went to the Hill Country resort at Canyon Lake, TX. We went to an information meeting about the transition from Silverleaf resorts to Holiday Inn Club. That Information meeting turned into a sales meeting that lasted over five hours mainly because we have a free bonus time clause in our contract with Silverleaf that we did not wanted to lose. The two sales representatives and their supervisor assure us that the free bonus time was to be carry over and how their system was better because instead of having a fourteen-days window to make reservation we would have a 30 days window to make reservations.

    At no time during the sales conversation and our repeated concerns and questions about the free bonus time where we told that IHG have the right to change or cancel the program. After six hours of sales pitches, credit checks and income verifications, hungry, with our two grandkids (one of them autistic) we sat down with Mr. Lee ** from the quality assurance office. Mr. ** explained that his job was to MAKE SURE that what we were told and what was on the contract was correct and he stated, "I will get you out of here very fast". Mr. ** was very meticulous verifying that we understood our payment responsibilities, payment amounts, days and everything else.

    But, as we were flying thru documents trusting his expertise, goodwill and honesty when it came time to go over the bonus time part of the contract Mr. ** proceeded to congratulate us on keeping the free bonus time and made no effort to explain the very important difference between the two contracts. All Mr. ** and the sales supervisor had to do was to state that the free bonus time perpetuity was not guaranteed by IHG as it was with Silverleaf resorts. All the comments and compliments about the free bonus time were a distraction! As a disabled combat veteran with mental health issues, I will inform you that this PREMEDITATED DECEPTION is affecting my health and my family's health.

    As many others have stated the Holiday Inn Resort in Kissimmee is beautiful. I am a IHG silver member and was asked to buy 4 day/3 night package for 199$ with 2 hour tour of facilities. I was going to Orlando anyway so it worked out great...or so I thought. The first day my husband & I were put through the most high pressured exhausting sales pitch I’ve ever experienced in my life. At the end, I begged and was on the point of tears to be taken back to our car. It was the most insulting, verbally abusive, harassment I’ve gone through since my first husband! I divorced him but these people I could not get free of! It ruined our vacation, I was so exhausted that day I could only go to bed. The building stunk like fish. I liked Holiday Inn before but may never stay there again. Please people do not accept their offer regardless how nice it sounds!!! I wish I could give -10!

    My husband and I booked a room online at the Holiday Inn Ocala Conference Center. We reserved a King suite that showed a jetted tub and offered a hot tub by the pool. When we finally got to our room there was no jetted tub nor a regular bathtub just a shower. We figured ok well maybe we did something in the reservations and went to look for the hot tub, the website stated that there was one. Nope they claimed to have closed the hot tub a few years back and never removed it from the website.

    That was not the only thing wrong. Our coffee pot in the room did not work and were promised that someone would take care of it. When we left it still was not fixed. Only one of our keys worked so if we were not together we would have to wait for someone to let us in. This made our trip extremely frustrating as I was in town to visit my dying father. From now on I will never use Holiday Inn for anything. For the money I paid I was expecting for someone to care about my experience, boy was I wrong.

    Received the call/offer for 4 days 3 nights at a Holiday Inn Club Vacation for 250$ (refundable in exchange for timeshare tour). Specifically asked (because I suspected shady behavior) for the list of places we could stay... "Any of the Holiday Inn Club Vacations" was the response. So I specifically asked if the resort in Gatlinburg was an option for the 3 nights and yes was the response. Now a year later when we try to use it, we are told only 3 poorly reviewed HOTELS in the area are valid options... That is fraudulent/dishonest business. I'll never consider a Holiday Inn Timeshare at this point. This seems like a case study for business schools in how NOT to handle customer service. If you get the call... just hang up.

    I am a member of the IHG Priority Club. Contacted about a vacation promotion ( 4 night/5 days) to visit 1 of 10 Holiday Inn Vacation Resorts for $279.00 which would be refunded after we took a 2 hour "tour". I eventually booked at the Cape Canaveral Resort. Turned out the stay was not at the resort but at a local hotel in Cocoa Beach which we were told after we set up the vacation. They mentioned during this call the "tour" was actually a timeshare presentation. While I felt like I had been deceived, I did not ask the right questions initially. Who would have guessed Holiday Inn had timeshares?? But I thought we could handle a 2 hour presentation for a free stay in Florida. We knew at this time in our lives could not afford a timeshare, but we may be in a position to do so in a few years.

    After all our friends told us their timeshare presentations stories we were a little nervous!! Told to expect longer than 2 hours. Happy to say only 2 hours and 15 minutes! Our initial salesman pleasant. Our tour consisted on seeing 2 of the available room types (2 bedroom and 4 bedroom) and looking at the pools from a balcony (20 minutes of actual touring). Facility was beautiful. Towards end we told salesman we would not be interested in purchasing. He actually asked us why we signed up!! Really?? Because some nice person on the phone arranged this vacation!! Did not tell us about the timeshare presentation or I could have told them no right then and there.

    So the last 15 minutes a little rough with the "manager". Very rude, condescending, and angry with us. Did try to give us the least expensive deal for 45,000 points and did some fast talking. Trying to confuse us that we would be qualifying for 5-6 night vacations yearly. But I asked him how many nights 45,000 points would get us at this resort. It was 1 night! Please!! But we were pretty persistent ourselves and done with him in 15 minutes.

    On way out was offered a 7 night stay at the resort for $1500 to use in next 2 years. Thought this was interesting because we asked initially why we did not stay at resort and they told us they do not let "guests" stay, only members! So, we got our $279.00 back on our way out. Lost 2 and 1/2 hours of ours lives. But now know how timeshares work and know it is not for us. Beware of all additional costs after paying for your points- annual membership, annual maintenance fees, fees if we book with different timeshares in group. We stayed at the Best Western at Cocoa Beach for free which was just fine for us-walk to beach, 2 pools, free breakfast, close to restaurants, clean rooms, friendly staff. Loved Cocoa Beach and if go back would just stay at Best Western!

    So yes, it is too good to be true!! Feel foolish I fell for this timeshare scam but was not expecting this treatment from IHG. But we went in knowing we could not buy and did not let them intimidate us- so only 15 minutes of high pressure sales. If you did get roped into this scam stay strong!! While they are aggressive in end, we would not tolerate it and they finished with us in 15 minutes.

    They promised me my 45000 points per year would be enough for 9 days in a low season at the Orange Lake Resort with a reservation last minute and now I can't even buy a Monday for 30000 points. They mention I could transfer my points, because expired after 2 years and you mentioned it would be a conversion from 45000 points to 36000 point IHG but you said it would be converted back to the 45000 point in case I want it to use it at the Orange Lake Resort Orlando... not true.

    They said I could combine getaway promotion with points, again not true. I specifically ask if there was a written policy for all this and you told me there was not but I had to trust the manager otherwise the IHG hotel group wouldn't be so famous and it would fail, so I trusted you. They promise me a book every year with the list of hotels where I could go but we are in February and I still never received it. They led you to believe every hotel in the world is equal to the one in the Orange Lake Resort Orlando but it is not true, the other one are just regular hotels without kitchen. They tell you, you don't buy a timeshare but points to use around the world but when you sell it, it can be done only as timeshare and you get stuck with it... Don't buy it. I did my part and I paid $10,000.00 plus closing cost entirely and you never did yours. THIS IS A SCAM.

    Fair warning: Do not purchase a time share from this company. They are a joke. When you go to book trips they never have anything available. They charge you to actually book on top of using your points. It takes forever to make a reservation for some reason. They keep you on multiple holds for a long period of time. There are to many catches to using it. It is not worth the hassle! You really don't save any money. We have poured more money into it than we have used it. You do not get what you are promised at those paid two hour sale pitch get-a-ways.

    I have been a Silver Leaf owner with Silver Leaf resorts since 1992 as a "Endless Escape" member. Silver Leaf/Holiday Inn has taken away nearly all benefits of the program, was able to take pets to resort, then a refundable pet deposit, then a $100 non refundable pet deposit, now no pets allowed; The Villages on Lake Palestine owned & operated a Marina with boat stalls for guests to use at no charge, somehow it became private and now costs to park and even launch a boat; Then in Dec. 2018 I receive a letter that we will have to pay a $49/night charge on weeknights & a $75/night charge on weekend nights to use "Bonus time" which was free under the original Endless Escape program that I have been grandfathered in by contract when Holiday Inn took over.

    These are only a small portion of complaints I have against them. I use to be happy with Silver Leaf but DO NOT GET SCAMMED WITH THEIR HIGH PRESSURE SALES PITCH. I hope we can get enough people together to file a lawsuit against their actions. Please contact me by my e-mail to build a list of unhappy owners.

    They told me this was a 200 dollar 3 night, 4 day marketing attempt to get people to see Holiday Inn as a resort rather than just a hotel. They said I could use it anytime at certain locations in the country within a year and I would get my money back after a one hour tour. Then I get emails saying that this is really an attempt to sell a timeshare! They said if I stay at their resort and dont qualify, not only do I not get my 200 bucks back, but I have to pay for those 3 nights in full myself. So now I choose not to go at all and just be out 200 dollars. I am disputing the charge to my bank.

    I booked a night at Holiday INN 777 N Pinal Ave, Casa Grande Az. I was attending a wedding in Casa Grande. Unfortunately the morning of the wedding...there was a horrible flood (in the month of October) - a really bad and dangerous flood. I could not drive through the flood to get to Casa Grande for the wedding. I called the Holiday INN and told them my situation, the manager at Holiday INN 777 N Pinal informed me that because I purchased my stay with a third party vendor they could NOT refund me my money...

    She also informed me that she had dealt with this third party vendor numerous times and was unable to refund anyone their money. She told me that this third party vendor would tell me it was the motel's fault but that it really was not the motel's fault, she stated she had no choice in the matter. I cancelled my reservation. Long story short...the Holiday INN 777 N Pinal Ave in Casa Grande Arizona literally LIED to me! I would suggest you make darn sure that nothing and I mean nothing will force you to have to cancel with the Holiday INN because guess what? THEY WILL NOT REFUND your money. Good luck.

    In short this Holiday Inn Vacations Club and timeshare offer is a scam run by bunch of rude people. If someone wants to file a class action lawsuit against them I completely support it. They should be taken out of business. I was called from these people with an offer to reserve a vacation package. They said they would give me $200 and an additional $100 if I would participle in their presentation. The purpose of the presentation was to show introduce the Holiday Inn Club in different locations. We went to one of these so called Holiday Inn Clubs in Las Vegas but they told us our reservation was in a different hotel! We went to the other hotel.

    The front desk said we had to pay extra $40 a day for Vallet parking and internet. I said I did not need anything extra. They said I had to pay otherwise they would not give me the keys to the room. I did not want to ruin our vacation so I paid extra $40 a day for 3 days. The next morning we went back to the Holiday Inn Club for the presentation. The Holiday Inn Shuttle took us to a different building. It was a completely different atmosphere. The person was there to check us for the presentation started asking bunch of personal questions. I told her I was there for a Holiday Inn Club presentation. Why she was asking these questions. With a very rude tone she said I had to answer the questions. I asked her what does these personal questions had anything to do with Holiday Inn Club.

    Anyways, I answered the questions. Then she said I was disqualified. They were begging me to go there now that I was there they said I was disqualified! What a waste of time and money on these crooks. I asked other people who came out of the presentation what was going on. They said this was all about selling timeshare. Apparently those people inside were even more rude than those at the front desk. I support anyone who wants to file a class action lawsuit against the Holiday Inn.

    The door in the hallway did not let out to a safe drive to park and unload luggage. The room thermostat did nothing. The water came out brown when we turned on the tub faucet. Also, out of 5 wall plugs, only 3 worked.

    I don't know how these people are allowed to stay in business. I guess it's because they are making money off consumers. I was offered a getaway package for $199, which I accepted. I was told during the phone call that it was not transferable. I was not told that it was nonrefundable. Called back less than 24 hours later to cancel due to a family crisis and was told that I agreed to their offer as being nonrefundable. I explained my situation and was told that I had to put my cancellation request in writing. I went home the same day and email the company. I waited more than 5 days and received an email that said I was told that the money was nonrefundable and that they wouldn't refund me. On the phone I told them that I wanted to hear the call where I was told that it was not refundable. It never happened.

    One of their qualifications was that my husband and I had to have an annual income of $50,000 or more. My husband lost his job. Now we don't have that kind of income and can't afford the money at this time. If you are told that you can't transfer an offer and you can't get your money back, then what do you do if you suffer a family crisis. This company only cares about getting your money at any cost. Once you're locked in, they treat you with disrespect. This is how they make their money. The Better Business Bureau needs to look into this how this company does business. Be warned: Don't do business with this company no matter how good it sounds. You'll be tricked in the end.

    Clean in entrance. Told us about breakfast and the times. Upstairs to second floor. Down a long hall. To get door open is a new way. If my daughter not with me I could not get in. Would have to get assistance. Just tap card to handle. Only bottle of lotion and one bar soap. Rest in jars up in tub area. Room clean. Only stayed one night. I liked the pillows as I have to sit 1/2 way up at night. They did not crush down like other motels.

    I have stayed at Holiday Inn Charleston WV for years. My World renowned company whom I work for book this hotel often. I have two things to say. Janitor, John, is a very impressive, dedicated employee. He is friendly and is always working hard day or night, always with a smile and a warm greeting! The night 'manager' 'Tom', who was not wearing a name tag as all other staff were, whom was very uncomfortably unapproachable, was and always has been very rude and not the epitome of concierge. Or even just a nice person to deal with when one is staying at your wonderful establishment.

    When asked for a card, which he wouldn't give... or his name, 'Tom', replied that "he does not do last names, as he had been working there 30 years and did not need to". This rude, non-welcoming man most definitely needs a refresher course in customer service! Other regular patrons confirmed that he is always like this. I have experienced it multiple times myself. This man does not need to be behind the front desk of such a wonderful establishment. Keep him on if you like, but keep him and his smug, unwelcoming face, away from your patrons! I will be reporting this time and time again behavior from "Tom" to my superiors at Loreal Professional and SalonCentric. And I, personally, who has stayed many times, will be booking at the Marriott until this horrible customer relations has been resolved. Thank you for your time.

    We were originally with Silverleaf Resorts. They were a little pushy, however now that it is Holiday Inn Resorts we are very frustrated. We were threatened in Branson, Mo that if we didn’t buy into a Trust with them our Maintenance would go up. It has gone up $372.00 now, which during Christmas season is very upsetting! I am charged every time I go to the resorts, which never happened with Silverleaf, plus being charged to move around points. This is the worse experience for a retired couple in their supposedly golden years! I can’t say anything good about this company or our experience with them!

    Owner at Orange Lake Resort, Holiday Inn Vacation Club. We bought the 191,000 per year plan a few years back and it was okay, but availability was an issue so we couldn't always use it when we wanted to. Every time we used it we were asked to attend owner updates which we refused to do for the last 5 years. Last time we went to Orange Lake, they again asked us to attend 1 hour owner update, bribed us with cash so we agreed. They specifically said one hour so we booked it for the day we were leaving. We show up to our appointment. There is an employee calling out that it was a 1 hour presentation. When we met with the guy, we told him he had exactly one hour. He got angry and said,"Come on, you know from past experience these things take a minimum of 3 hours". We told him we would not stay past 1 hour. He was mad. Then he tried to get us to upgrade to the VIP plan, which would be 300,000 points.

    Price per point was 30 cents. Keep in mind, we already bought 191,000 points years earlier at about 10 or 12 cents a point. So they showed us their paperwork on what we would have to pay. The paperwork showed 300,000 points at 30 cents a point minus what we already paid for a total of about 60K owed. We pointed out that we already owned 191k points, so those points shouldn't even be in there. We only needed to buy 109,000 points for VIP. He said that wasn't how it worked. So I said we weren't interested in paying twice for the same points. We offered to buy the 109k points at 30 cents. He went and got his manager with a new paper with a "sale" price of 30k. Still higher than what we would have paid for just those 109k points so we said no.

    Then the third manager came out, trying to get us to buy a cruise package for 1800. We said no, and that the only way we would upgrade is if we only purchased the extra points. They said it wasn't going to happen, that we would never get below 30 cents a point ever again since we were refusing to buy that day. We just laughed and told them to give us the cash they promised us.

    Holiday Inn Dallas Market Center - My 6-year-old son was brutally assaulted at his school 24 hours before I was supposed to check in. I had to stay home to deal with police investigation, child protection services and importantly trauma to my son. I called the hotel, explained the reason and the manager promised to consider reimbursement. They still have not reimbursed me and took my money.

    I was told that I could pay $200. to sign up and go on a vacation of my choice area. I would get my money back after presentation - cash - and then I would get $50.00 cash, and another $100.00 for me and 3 others to visit. I chose Cocoa Beach. Yesterday Oct 16, 2018 I was told by a person named Bianca that my husband would have to attend the meeting. I was not told that in the first conversation. If I had I would not have signed on for this, as my husband does not travel because of his health. So she told me to contact and give a review to you. She said you would listen to the recorded call and get back with me. I would like to go on this trip but if I cannot I would like a complete refund.

    Holiday Inn St Louis is a scam in short. I booked online costing me $131 for one night. On a Sunday Cardinals game night of course so I paid in advance to make sure I had a place to lay my head. I get there in time (check in is 4 pm for a strange reason). They charge $15 for parking - crazy because less than a parking lot away is parking all day for $6. Not only do they charge for the customers' parking but paying $130+ with a credit card but upon the reception at the counter they have the audacity to ask for another credit card (yes another) to charge $50 on hold for $2 as it shows on credit card balance then they give it back after check out if the room is not college drunk and disorderly children misusing or damaging the room etc.

    Never again will I pay 130+ when I can go across the river to Collinsville (or anywhere outside rip-off St Louis) and $65 or less. Holiday Inn is definitely not worth the headache nor to be treated like we are all made of money. The carpet right inside the front door throughout the main floor is completely disgusting and dingy. For being a complete renovated Holiday Inn just recently it is seemingly run down. Where’s all this money going? Not for the underpaid employees but so used to screwing customers over that it’s typical charges they don’t question. Then they don’t refund money for not staying at all - due to the bank not paying an additional $50 for leaving our home state and my not canceling 24 hours in advance not knowing card wouldn’t work.

    Recently made a reservation at a Holiday Inn hotel affiliate and was forwarded to another person without warning. Apparently I was one of the lucky few that would be offered to participate in their new and improved vacation program. I think I must have told the lady on the phone like 3 times I wasn't interested, when she persisted I said, "Can you just email me the offer? It's late and I have to get up early in the morning." Of course it was not an option, so eventually I caved and gave my credit card for a deposit for one of their properties. Next day, did a bit of research, viewed the properties online. Recent reviews of customers were horrible, and even the "model" photos of the properties were lackluster and outdated. This would never be something I would pay money, any amount to stay at.

    So tried to email the confirmation that was sent, of course a non reply email. Then I called the number given to do the reservation. Lady on the phone initially nice until I said I did not want to proceed with participating due to the above mentioned reasons. She quickly became rude and reminded me that I was recorded and that there were no credits or refunds. I told her that was unfortunate as I would dispute my charges and make sure no one else got taken advantage of. She still was unwilling to do the right thing. So like they say, if it sounds too good to be true it probably is!

    I was made the offer about 6 years ago while booking a hotel for work. We went to Las Vegas. We knew there was a sales pitch to come. Against expectations we bought the smallest plan. We have upgraded 2 times. We enjoy this and have given trips to some of our friends. We have gone to Gatlinburg 2 times (going again in 2 months), Orlando 4 times and Williamsburg. We are going to Panama City for Thanksgiving to be with family. Traded point to stay in a hotel in NYC. My husband’s heath kept home last year. Missed a trip to Fox River and Orlando. We were starting to talk about buying a TINY condo in FL when this came up. Love the flexibility.

    I read a lot of bad reviews about Holiday Inn vacation club and was scared to go!!! But we went anyway because we had paid a year ahead time... Glad we did. We took the timeshare tour.     I was offered a 5-day 4-night stay for $279. After talking to the representative I agreed on Myrtle Beach with the promise of a beachfront hotel that could sleep 5 comfortably. I flew from California (paid myself) and when we checked into our hotel it was 4 miles from the beach, dirty and smells. I first tried calling customer service with IHG and got hung up on. I called back and was told to ask for a balcony room with an overview of the beach... When I explained the only thing I could see from my room was the highway they said there’s nothing they will do.

    I asked the hotel to switch me from the room (2 full size beds) and they wouldn’t. The gym has one treadmill, one elliptical and one bike. The pool was closed when we went down to use that. Our vacation for our family is pretty much ruined. The tour looked nice and we expressed our concerns with them and was promised a callback. No call either. As much as Holiday Inn had been good in the past I don’t think I’ll ever stay again after this.

    My daughter is a competitive swimmer and we travel a lot, earlier this year, I booked a reservation for Holiday Inn and was offered a vacation package to Orlando Florida which I purchased for $249.00. Last week, I called the reservation office to book a trip to Las Vegas since I have the option to change location, while making my reservation. I was asked by the reservation personnel if I am married and I said yes then she told me that I need to attend a 2 hour presentation with my husband, I explained to the reservation person that my husband is in the Philippines and has been there for more than 2 years and he has no plan of coming back to the US.

    I was told by the reservation person that she cannot made the reservation for me due to the fact that I cannot bring my husband with me to the presentation, I asked for a refund but was told that the vacation packaged that I purchased for $249 is not refundable, I was told to email Holiday Inn Customer Review regarding my situation which I did but my email was returned. I also emailed one of Holiday Inn's representative but did not get any response. I do not understand why I cannot make a reservation for a vacation package that I purchased, Holiday Inn is not giving me a vacation package for free, this whole thing is a SCAM so beware, don't fall into their trap and become a victim like me, now I'm down $249 which I would have use somewhere else.

    We were called on 7/16/18 by a member of IHG offering my husband a trip to one of 10 locations with Holiday Inn Vacations Club. Since my husband is already a member of IHG, he was first offered a package for 4 days/3 night stay at one of the properties at a price of $249.00. After I kept declining because I was very skeptical, we were supposedly transferred from one person to another to try and get us a better deal - same package now for only $199.00. I told them to send us something in writing before we committed to the deal. Of course they could send an email confirmation once a payment was made. I went against my better judgment and fell for the scheme.

    I called back to cancel the transaction the same evening only to keep being transferred to another affiliated company and person until the call was dropped by them of course. I called them back today and finally spoke to someone who told me that the package deal was 1) not at a villa or resort for the stay, but would be staying at a hotel and 2) non-refundable. I told her this is not what we were told and she tried to give some spiel that so much is said during the scheme by them that we probably missed it. I asked questions and wrote notes and none of that was ever mentioned! The rep gave me a site to go and write to Marketing Call Center at customereview@HolidayInnClub.com but I cannot find where to complain and request my refund. I want everyone to beware of this scheme and DO NOT FALL FOR IT!

    I have been a member of IHG for several years and used Holiday Inn Express Motels for a long time. I received a call from Holiday Inn Vacations. I was told that Holiday Inn was "Celebrating" their 25th anniversary by offering exclusively to IHG members, discounted room rates at one of their vacation resorts. You will get 4 days and 3 nights for $199. I inquired if this was a timeshare, since I have dealt with timeshares before and was told "No", this is simply an anniversary exclusive deal, no strings attached.

    Well I accepted the deal and then found out that it is a "Timeshare" and you are required to attend one of their BS 2 hour sales presentations. I was also informed after accepting the deal that it could not be cancelled. Holiday Inn will not refund the money and I have no intention of attending one their BS Sales Presentation, so I have lost my money to these SCAM arts. However I highly recommend that everyone reading this, do what I plan on doing. I WILL NEVER stay at another Holiday Inn for business or personal vacations again, they have permanently lost any future business from me or any of my employees. They claim that Holiday Inn Vacations have nothing to do with IHG, which is also BS. How would Holiday Inn Vacation have known that I was a member of IHG if they are not one in the same organization?

    We had to travel to the Los Angeles area to attend my younger sister's funeral that died of MS. We looked on Hotwire and found a nice looking Holiday Inn in La Mirada. We arrived at the hotel one hour early and were told that we could not check in until three PM and not a minute earlier. I asked the front desk clerk I only had two reasonable requests. 1. Not be on the busy freeway side of the hotel, 2. we need double beds because my 30 year old son was with us to attend the funeral.

    We wound up getting a single bedroom with sticky floors on the freeway side of the hotel. Holiday Inn told me Hotwire only books single bedrooms for their customers. I was furious with their answer about Hotwire. I WILL NOT BOOK ANY ROOMS ON HOTWIRE AGAIN! To make matters worse the hotel is under heavy construction and were painting the outside of the hotel with a spray gun and their paint floated down on my car in the parking lot. NEVER, NEVER USE HOTWIRE, AND AVOID THE LA MIRADA HOLIDAY INN LIKE PLAGUE.

    I am a platinum elite member of the IHG Rewards Club (Crowne Plaza Hotels, etc.). Following a call to discuss booking my next stay at the Crowne Plaza I was transferred to a sales person regarding a "special offer for Platinum Elite Club Members." Turns out this was an offer to stay at one of the Holiday Inn Vacation properties for 3 nights and to hear a sales pitch on a timeshare. We were Charged $249 up front and when we arrived at the property and listened to a sales pitch for 2 hours we would be refunded the $249 plus given $100. As we had planned a trip to one of the locations anyway, we decided to take them up on this offer.

    Once this trip and stay was booked months in advance, we received an invitation to a relative's wedding, so we were only going to be able to stay two nights instead of three. This was fine with us. However, the Vacation Club notified us less than two weeks before our trip that they had booked our "tour and presentation" on the day we were to leave and our flight schedules could not be changed. We were told that there was nothing that they could do, we offered to make ourselves available for the two preceding days. We were told that we would be charged "retail rates" if we stayed at their off-property hotel but didn't listen to the presentation.

    Likewise, they offered to charge us an additional $59 to extend this "special offer a/k/a sales presentation" for six months. They offered no accommodation EXCEPT to not charge us a cancellation fee. Wow!! This is not a way to lure potential customers/owners to purchase a timeshare. I am only glad I found out now before I made more than a $250 investment. We canceled the trip. They may have gotten my $250, but they have forever lost my business as a frequent guest at any of the properties owned by IHG. No way to treat your best customers.

However my husband booked a day room and paid full price during the period of time they say there is inactivity. He has the receipt. Holiday Inn says we cancelled that stay. Totally not true.     Watch out for Holiday Inn Rochester. This hotel’s staff are irresponsible and rude behaviour of their staff. I check into this hotel 15/11/2017 at about 9.30 pm. Paid £10.00 for breakfast. The next day I became unwell. I asked if breakfast they could bring breakfast to my room. The breakfast was delivered with extra charges that was never mention, the staff was very rude telling me I should know better and shouting at me that they could not find anywhere on their books that I paid for breakfast. I was made to feel I was having breakfast that I did not pay for, the hostility and rude behaviour was unbelievable. I was treated like a criminal even after paying the extra charges.

    I could not eat the breakfast at this stage. My pain became worst. I had to leave the hotel to the nearness supermarket which was ASDA to buy pain killer, before leaving the hotel I complain to the Duty Manager who told me it’s their policy not to give refund for breakfast and not their responsibility I failed to eat the breakfast. As for their staff they did not see what the staff did wrong. I stay in this hotel for 4 nights. It was given to me as a gift. I was not interested in points because I will never use them, Holiday Inn hotel not only have rude staff. They did not clean the room for four nights. I wanted the general manager Rochester to sort this problem out because of his behaviour when I complaint.

    I have been a member of the IHG Rewards Club for a fairly long time and most of my experiences with Holiday Inn have been good. Until this one. I'll make this short: I booked a room for one night at the Holiday Inn 300 Plaza Drive Secaucus, NJ 07094. Checked in at the counter and when I asked where to park they told me it's $20.00 to park at the Holiday Inn or I could park for free if I drove to the other side of the nearby Sheraton hotel. Nowhere does it mention you will be charged for parking in their facilities. The next time I'll just stay at the Sheraton hotel, at least they have parking. Also Holiday Inn sent me a follow up in the mail telling me that if I enjoyed my stay to please fill out one of these site reviews: www.tripadvisor.com/review (I don't want to join and they won't let you say anything unless you do) or www.ihg.com/reviews. Guess what? That site doesn't even work. All you will get is 404 NOT FOUND. So travelers beware.

    Consumer beware! I was forced to make a reservation through a third party Site Search LLC. The fine print stated a 2 week notice of cancellation. I cancelled 4 days prior to my stay due to emergency as Holiday Inn has a 24 hour notice policy. I was in fact charged $148 by Holiday Inn. When I contacted the hotel directly, the they would not issue a refund and I was out the money. Lesson learned. Never do business with Site Search or IHG hotels. Hopefully IHG will review this terrible hotel reservation policy and be sensitive to urgent circumstances. NEVER STAY AT A HOLIDAY INN!

    This review is for the Holiday Inn Timeshare promotion to stay 3 nights for $245 and receive it back once you finish watching the presentation. We feel like we were totally mislead with their unethical marketing strategies. We were told initially that we would stay at the Holiday Inn Vacations Resort and chose the Scottsdale location and got on a plane all the way from the East Coast thinking we would enjoy and stay in this beautiful resort that we read about and saw photos online. Once we arrive in Scottsdale we find out that we are not staying at the Resort but at a cheap Holiday Inn Express with a falling apart mattress and paper walls that prevent us from relaxing and sleeping at night.

    To top that the Resort where we had to go to watch the presentation the following day was about 20 miles from the hotel they put us in and they didn’t offer any type of transportation to the Resort and they won’t give your $245 back unless you watch their presentation. We were obligated to take a cab to the Resort and ended up spending a extra $80 for transportation to the Resort. The presentation itself was nice and Ricky was extremely nice and not pushy so we had not problem with the presentation itself and the Resort seemed nice but how can you get excited about purchasing from a company that misled you horribly like that???

    We went to a prior Timeshare presentation which we actually purchased the Timeshare and the reason we purchased is because they put us in their Resort and we really could enjoy their amenities and experience a little bit of what would be owning a piece of their property and didn’t feel mislead by the brand in any way. Not the case with Holiday Inn Vacations! And for us unfortunately what we thought would be this great relaxing time at their Resort was this a sleepless night and a waste of our time and money. Because we of course couldn’t stay in that cheap hotel they put us in for more than one night we had to book another hotel for the two remaining nights we were scheduled to stay in Scottsdale and we ended finding out that the Resort across the street from the Holiday Inn Resort called Fairmont is way superior and so much nicer than the Holiday Inn! They even have a beautiful golf course, there is no comparison!

    I am glad we could find available accommodations but the trip ended up being way more expensive and stressful than what we thought because of Holiday Inn unethical marketing strategies and the way they mislead us. They also give you a voucher for $100 to stay in one of their hotels but of course after what they put us through we don’t want to ever stay in any of their properties ever again!!!

    We reserved the room at Holiday Inn at Norwich, CT on March 24 to get the sleep we needed after a concert at Foxwoods because we live 2.5 hours away from Norwich. However, the hotel did not provide the services we paid for, which was a room we can sleep in overnight! Our intended stay did not go well even from the start. We arrived around 4:30 p.m., and the room was not ready, even though check-in is at 3 p.m. But it was when we got our room and tried to rest a little before the concert we realized that it was impossible to sleep in this room. There was an elevator near our room, making a very loud noise, almost like a plane landing every 15 to 30 seconds as the elevator went up and down. Once we realized this, we called the front desk and asked for another room. We were told there are no other rooms available.

    As a result, we told the front desk we can’t stay in this room and asked for a refund. However, we were told that the hotel can’t provide a refund unless Expedia approved. When we called Expedia, they told us the hotel would have to approve. In the meantime, both Expedia and ourselves asked for the hotel Manager to talk about this issue, but told the manager was not available. Finally, we called Expedia again to cancel our reservation and that we are checking out because it is impossible to sleep in that room. We checked out and returned the keys sometime around 6 pm. Customer Service at Expedia assigned a case for our complaint but then we received an email from Expedia saying that our request for a refund was rejected by the Hotel.

    We have stayed at Holiday Inn hotels in several cities many times in the past and have never had this problem before. This incidence showed us that we can never rely on the services of Holiday Inn again. It is just not an ethical business practice to charge a customer but then put them in a room which is impossible to sleep. We are both senior citizens, and this forced us to drive back home for 2.5 hours at nighttime. We believe this could be even considered a fraudulent action on the part of the Holiday Inn at Norwich. I don't think we will do business with the Expedia again either. We suspect that the Hotel is reserving the worst rooms to Expedia customers and Expedia is failing to protect the rights of their customers. It's better to pay $10-$20 more and make a reservation directly with a reliable hotel.

    They are always super accommodating at Holiday Inn Corona. The staff is warm and welcoming. The breakfast is excellent and free. The rooms are always clean and the pool and the spa have working handicap chairs. They're also always nice about check out.
