    We have purchased two Holiday Inn timeshare contracts in the past 18 months through deceptive sales practices that have caused significant financial hardship. In August 2023, we attended what was advertised as a 90-minute presentation for a complimentary Orlando, Florida weekend. The presentation lasted over four hours, and we were told we couldn't access our accommodations until completing the process. Under pressure, we purchased our first contract for $12,500 with $215 monthly payments after being promised: guaranteed exchange partnerships with major hotels, ability to book premium locations with 30 days’ notice, dedicated member support, and resale assistance if needed.

    In April 2024, we attended another presentation where staff claimed our current points were "worthless" and pressured us to upgrade to a $22,000 package, promising this would eliminate booking difficulties and blackout dates. We agreed, believing it would make our original investment worthwhile. Our actual experience has been a nightmare. Booking attempts for vacations in July and December 2024 were impossible despite searching 6-8 months in advance with "no availability" at any desired locations. The hotel exchange program requires massive point expenditures making it unusable. Support line hold times exceed 90 minutes with representatives constantly contradicting each other.

    When we inquired about resale assistance, we were told no such program exists. We're now paying $447 monthly for a product we cannot use and cannot sell. Every promise made during sales presentations has proven false. We believe Holiday Inn's sales practices constitute deliberate fraud designed to trap customers into unmanageable financial obligations.

    Holiday Inn Club Vacations. Deceptive Sales Practices and Broken Promises. DO NOT fall for their presentation trap! What started as a "brief, non-committal" presentation turned into a grueling hours-long high-pressure nightmare. We declined multiple times, but we were passed from one aggressive salesperson to another until we signed just to escape - that's coercion, not sales. The Reality vs. Promises: They promised easy booking, flexible options, and priority access, but we've only used it ONCE in years due to constant "non-availability" excuses. What was sold as a valuable investment with resale potential became a financial nightmare with hidden fees and rising maintenance costs.

    Major Red Flags: We were rushed through contracts with zero explanation and no clear disclosure of long-term financial obligations. The contract actually binds your CHILDREN to debt obligations, the cancellation policy was deliberately obscured, and availability is essentially non-existent despite advance planning. The Worst Part: They make it nearly impossible to use what you've paid for, then trap you in escalating fees. The "vacation dream" becomes a financial prison that follows your family for generations. Save your money and book hotels directly. This timeshare is designed to benefit them, not you. The aggressive sales tactics should tell you everything you need to know about this company's ethics. Bottom line: Predatory business model disguised as vacation luxury. Stay far away!

    Extremely Disappointed - Do Not Recommend Holiday Inn.

    We were lured into Holiday Inn Club Vacations with promises of flexibility and family benefits, but the reality has been a nightmare from start to finish.

    Deceptive Sales Tactics: During the initial presentation, we were repeatedly assured we could cancel if our circumstances changed. This was a complete lie. When life events made it impossible to keep up with payments, HICV refused to help and offered only foreclosure as an option.

    Unusable Points System: After purchasing, we discovered our contract didn't have enough points for even a week-long stay. We were pressured for hours to upgrade at an "owners' conference" that was supposed to last two hours. Even after upgrading, we could never successfully use our points.

    Booking Disasters: We were forced to work with RCI, who repeatedly told us nothing was available. We paid a deposit to get on a waiting list and never got our reservation or refund. Meanwhile, friends booked the same resort for the same dates with no issue. We ended up paying full price out of pocket.

    When my wife desperately needed a last-minute room for our family, she spent 1.5 hours being transferred between representatives, only to be told we couldn't use our points without 7+ days’ notice.

    The Bottom Line: Not one successful booking. Not one enjoyable experience. Just stress, wasted money, and broken promises. The "family legacy" we were sold turned into a financial burden we couldn't escape. Save yourself the heartache and avoid HICV entirely.

    To whom it may concern, I am writing to file a formal complaint against Holiday Inn Club Vacations regarding my membership account. Despite my repeated attempts to cancel my membership, the company has refused, stating that my only recourse is to sell or transfer the membership. Unfortunately, this is not a viable option, as the associated fees make it an unattractive proposition for potential buyers. This situation has left me feeling trapped in a contract that I was pressured into during a presentation. The benefits and terms presented at the time have not matched the reality of the membership, and I deeply regret this decision.

    As I am now retiring, my financial circumstances have changed, and I can no longer afford the escalating maintenance fees. The financial burden of this membership has become untenable. I request your assistance in this matter. My desired resolution is the immediate and complete cancelation of my Holiday Inn club vacations account.     If you are a government employee or military member, Holiday Inn Club Vacations does not care about your furlough status. In June 2025, I booked a stay in Cocoa Beach, Florida, for October 12-15, 2025, through the Holiday Inn Vacation Club, and my tour was scheduled for 1130am on the 13th. I arrived with my group and was asked if I was “unemployed or furloughed”. Being a government employee, I responded that I am currently furloughed but also accepted. At that moment, the front desk informed me that I no longer qualified to take the tour because I was “unemployed” and advised me to contact 800-353-1966.

    When I was transferred to the corporate customer service department, I was informed that not only was I ineligible to attend the tour and recoup my $199, but I was also suddenly responsible for the hotel stay ($483). Additionally, I was told that I was not asked if I was furloughed; I was asked if I was “unemployed or retired,” which was not true. I offered to have the customer service rep speak to the touring office, but they refused, stating nothing could be changed “in the system” and there was no proof. I was asked a disqualifying question that should not have been asked.

    Ultimately, I was able to get my hotel stay paid for, but I was unable to collect my $199 due to not completing the tour. I was disappointed that I was not believed (furlough does not equal unemployed), and I was gaslighted. I was further disappointed that this “has happened before” in that furloughed employees are ineligible due to unemployment, but nothing has been done to make it right on a corporate level. It is hard enough out here, but I did not expect such treatment from agents who are “as friendly as your Uncle Bob’s golden retriever”. $199 doesn't mean much to a $1.6 billion company, but it sure means a lot to me.

    Basically a scam - the salesperson makes a bunch of promises over the phone, they never send any information in writing, and then lo and behold nothing is as salesperson said it was and you are stuck trying to figure out how to recoup your money. This is an absolutely predatory practice and should be illegal. Shame on IHG.

I believe I have been subjected to deceptive practices, unauthorized charges, and a significant misrepresentation of the financial obligations involved. The total financial commitment has proven to be substantially greater than what was initially explained during the sales presentation. Furthermore, my credit card has been charged for automatic payments that I did not authorize.

    At the time of purchase, I was explicitly told that maintenance fees would not be charged until my 10-year mortgage was fully paid. However, I have begun receiving charges for these fees prematurely, which is a direct contradiction of the terms I agreed to.     After staying at a Holiday Inn Express motel, I received a call offering a three-night stay at my choice of a handful of resorts around the US for $275. The first time I tried to book in Scottsdale, there was no availability. The second time, I learned I would not be staying at a resort at all, but a Holiday Inn Express and would be bused to the resort for the required two-hour sales pitch. Since I had hoped to invite my granddaughter for a stay at the resort, I declined the offer. I received continual emails reminding me.

    I should book my resort stay. Again attempted to book a stay in Scottsdale. This time, three months prior to the stay. I wouldn't have a resort to host my granddaughter, but I could stay in the motel and visit her elsewhere. I had to pay $19 to change the previous reservation and pay $39 per night because January is "peak" time, to which I agreed. My granddaughter would not be in school two of the three days, so I asked to fulfill my seminar attendance on the other day. I couldn't do that because it was my arrival day, so I agreed to an 11 a.m. time on another day, but supposedly that time frame was full. At that point, I said, "Keep my $275." I will chalk it up to experience, never go near another Holiday Inn, and spread the word: Don't be sucked into their scam.

    Holiday Inn Club Vacations. DO NOT FALL FOR THEIR TACTICS. Six years of persistent frustration. A $199 promotional stay led to a high-pressure sales pitch, and we were misled into buying points that proved virtually unusable, reflecting the deceptive practices. The Reality: A "2-hour" presentation lasted well over 3+ hours with relentless pressure after our refusal numerous times. Maintenance fees skyrocketed to nearly 4X the promised amount. We were pressured to open a credit card to finance property upgrades and rising maintenance fees, creating an additional financial obligation.

    Despite paying over $23,000, we still haven’t received clear documentation confirming deeded ownership, raising concerns about legitimacy. Reality, “maintenance fees” equally match offers to non-owners for the same resorts and hotels W/ online reservations. What exactly did our $23,000+ buy us if non-owners can book the same resorts for the same or less?

    Worst Experiences: At Timber Creek Resort in Missouri, we discovered a bed bug infestation. Rather than showing empathy, management suggested we were to blame, requiring a day to decontaminating our belongings. Repeatedly subjected to misleading “owner updates” that turned into aggressive sales pitches, pressuring us to additional purchases. Poor accommodations: water leaks, dirty pools, un-cleaned rooms, weak WiFi. Sales staff visits under the guise of a survey, quickly turned into high-pressure sales pitch. This deceptive tactic violates trust and adds to ongoing frustration.

    The Breaking Point: After the bed bug incident, they offered a measly 5,000 points compensation - but only if we signed a confidentiality agreement. We refused. Bottom Line: This company preys on families with misleading promises and then traps you in escalating financial obligations. The "ownership" is worthless, the service is terrible, and they'll ruin special family moments with their aggressive tactics. STAY AWAY!

    Extremely Disappointing Experience. After paying over $40,000 to Holiday Inn Club Vacations, I am entirely frustrated with this company's service and practices. As a retired fireman on a fixed income, the steadily increasing fees have become completely unmanageable.

    Major Issues:

    Booking Problems: Despite repeated attempts, zero availability in Florida or other prime destinations where I actually vacation.

    Broken Promises: Was assured of local attraction discounts that I never received.

    Misleading Sales Pitch: Told this would be a "worthwhile investment that would grow in value" - completely false.

    Inflexible System: Booking process is rigid with no accommodation for member needs.

    Poor Destinations: Only trip available was to a location I have no interest in revisiting.

    False Advertising: Sales representatives made promises about value, investment potential, and benefits that were never delivered. The reality is ongoing financial burden with no corresponding value.

    Bottom Line: This timeshare has been a financial disaster. The company takes your money upfront, then makes it nearly impossible to use what you've paid for while continuously increasing fees. My children want nothing to do with inheriting this burden, which speaks volumes.

    We are currently seeking contract cancellation due to company's failure to deliver promised services. I would strongly advise others to avoid this company entirely.

    WARNING: Deceptive Timeshare Scam Posing as Holiday Inn. We were lured to what we believed was a legitimate Holiday Inn in Pigeon Forge, only to discover this was a calculated timeshare scam. What was promised as a 2-hour presentation consumed our entire day with high-pressure tactics. The salesperson manipulated us with sob stories about her retirement and eyesight, making false promises: $250 Branson trips through RCI, no occupancy restrictions (our week was locked to February), and hiding escalating maintenance fees that climb yearly. Our "vacation" experiences were nightmarish: broken appliances forcing us to do laundry in strangers' units, unsafe rooms with no locks, cramped quarters with holes in walls, and learning our booked condo had BURNED DOWN only when we arrived.

    The worst incident involved my daughter's family in Orlando - despite my authorization, they demanded an extra $250 at check-in. The next morning, everyone woke up covered in BED BUG BITES. A detection dog confirmed the infestation, ruining their entire vacation. We were told we "own nothing" while making payments, that others get booking priority despite paying identical fees, and were pressured into buying more points that only created more problems.     My wife & I went to a sales presentation and sold a membership to have a lodging at any Holiday Inn. We tried to reserve lodging and was told we didn't have enough points with the money we were paid monthly. We were invited back for another presentation and were sold additional exchange membership which turned out wasn't still not enough points to reserve lodging.

    When I called the Holiday Inn directly I was told that only a few rooms were given lodging for Holiday Inn contract and the few reserved were booked over a year in advance. We were told to call 6 months in advance to get lodging. It ended out that we still couldn't reserve any lodging. We called multiple time to say we couldn't reserve lodging but got no reply. After over 18 months of trying and paying I had to cancel my credit card that Holiday Inn was charging because it became obvious we could never reserve lodging. Being we couldn't get a response from Holiday Inn to resolve we enlisted Wesley Foundation to get us out of the the timeshare. We were promised and lied to about availability.

    WARNING: Avoid Holiday Inn Vacation Club! My husband and I, both 66 and retired, were completely deceived by this company. We inherited a fully paid Silver Leaf timeshare and only needed to pay maintenance fees. Holiday Inn called repeatedly, claiming we HAD to attend a "mandatory one-hour informational meeting" about changes to our ownership. They promised $100 just for listening. What a LIE! Instead of one hour, we endured FOUR HOURS of relentless, high-pressure sales tactics. They immediately told us our existing timeshare was worthless unless we bought more points. As exhausted seniors, we felt trapped.

    They made huge promises that were completely FALSE:
    · Disney partnerships, cruises, and VIP tickets. (NEVER happened!)
    · "Locked in" maintenance fees. (They increase every year, straining our fixed income.)

    · Called it an "investment" that would appreciate. (Total nonsense.)

    When we wanted time to think, they said it was a "special deal" only available RIGHT NOW. After wearing us down for four hours, they rushed us through signing in just 10 minutes, giving us no time to understand the high interest rate or terms. We're heartbroken that a company with Holiday Inn's reputation would prey on elderly people like this. The Disney benefits that convinced us to buy never existed. The maintenance fees keep climbing, hurting our retirement budget.

    This was pure deception from start to finish. They lied about the meeting length, made false promises, withheld critical information, and pressured two tired seniors into a decision we deeply regret. STAY AWAY from Holiday Inn Vacation Club! They target vulnerable seniors with lies and high-pressure tactics. We trusted the Holiday Inn name and got scammed.

    Our experience with Holiday Inn Club Vacations has been extremely disappointing from start to finish. What began as a seemingly reasonable offer for a 2-night stay at Cape Canaveral Beach Resort for $199 (supposedly refundable) quickly deteriorated into a series of deceptions and unmet promises. Instead of the promised Cape Canaveral location, we were placed at Crowne Plaza Melbourne, 20 minutes away. The property had visible water damage, and our "ocean view" room only overlooked docked sailboats. We also had to pay unreimbursed parking fees despite promises otherwise.

    The problems continued with high-pressure sales tactics throughout multiple meetings and booking difficulties that require over a year of advance planning with frequent unavailability. We were unable to secure desired dates at Royal Sands and Royal Haciendas in Mexico. During required orientation meetings, even staff seemed confused about the purpose of our visit. Outstanding balances prevented bookings, and customer service offered no solution.

    Perhaps most concerning were the financial surprises. The $500 annual maintenance fees were disclosed only upon billing with just one week's notice before interest would be added. We weren't told these fees could increase over time or that our children would inherit the debt along with the timeshare. We were even approached by a questionable "Diamond Rentals Club" requiring $1,000 deposits.

    After two years of ownership, we've only successfully used the timeshare once. Multiple representatives seemed focused on commissions rather than our needs. The lack of transparency regarding true costs and obligations has been appalling. We're currently seeking contract termination due to misleading representations and our inability to use purchased services as promised. I would not recommend to anyone considering timeshare ownership.

Since purchasing our timeshare in 2018, we’ve been pressured to upgrade multiple times with promises of better availability, which were never fulfilled. Despite owning a substantial number of points, booking rooms that meet our needs is a constant struggle. Often, we see the same rooms available on external travel sites but cannot access them as owners. When we do secure reservations, the rooms are frequently in poor condition, with broken appliances and malfunctioning air conditioning.

    Rising maintenance fees and unnecessary upgrades have caused immense financial strain, leaving us with $35,000 in "equity" that has provided no real benefits. This situation has contributed to our pending divorce, adding to our emotional hardship. Upon arrival, their staff confiscated our driver's licenses and refused to return them until we signed a contract. We waited over an hour just to begin, then endured relentless high-pressure tactics from multiple salespeople and an unnamed "manager."

    The lies were extensive. They claimed we could book stays at exclusive Disney-themed properties, promised the timeshare would appreciate in value and generate rental income, and minimized the true costs by hiding exchange fees and booking fees. They created artificial urgency, claiming the offer was only valid that day, and never once mentioned our 7-day right of rescission. Most disturbing, their loan officer pressured us to inflate our income on the application.

    The sales team never once used the word "timeshare" during the entire presentation and made misleading claims about resort quality and point requirements. They asked invasive personal questions that seemed designed to exploit vulnerabilities, minimized costs while downplaying fee increases, and provided paperwork with fine print that was difficult to understand. The presentation was conducted in a chaotic, noisy environment that made communication difficult.

    My husband tragically passed away in December 2024, just four days after our sales session. When I contacted them to request contract termination due to his death and my resulting financial hardship, I was coldly told it was "beyond the rescission period" with zero compassion or consideration for my circumstances.

    This company preys on vulnerable customers through high-pressure tactics and misleading representations. They show no human decency when customers face life-altering tragedies. The contract we signed was based on misrepresentation and we never would have agreed if we knew it was a timeshare. I strongly advise avoiding Holiday Inn Club Vacations. Their sales practices are questionable at best, and their customer service is heartless when you need understanding most.

    We fell victim to Holiday Inn's predatory timeshare tactics after a "30-minute meeting" turned into a 3-hour nightmare. Despite saying NO twice, they kept sending higher-ups to pressure us until we broke down and bought their smallest package for nearly $14,000. Their lies were endless: "No blackout dates," "maintenance fees will stop after payoff," "cheaper than regular vacations," "pass it to your children." ALL FALSE.     The cruel reality? We've NEVER been able to book a single vacation. Hawaii? Full. California? Full. Even our hometown Yuma, Arizona? NOTHING AVAILABLE.     We've begged them to take it back, let us sell it, anything - but they just say "sorry you feel that way" and refuse to help. They won't even provide contract copies we've repeatedly requested. This company uses high-pressure tactics, outright lies, and bait-and-switch schemes to trap families into contracts they can never use. We're out $14,000 with ZERO vacations to show for it. The emotional stress and financial burden they've caused is devastating. STAY AWAY - they're scam artists in corporate clothing.

    This Holiday Inn timeshare purchase has been nothing but regret and financial burden. What started as a "1-hour presentation" became a 3.5-hour high-pressure sales marathon with Luis and the sales team at Orange Lake Resort. They promised easy booking, but the reality is severely limited availability and complicated RCI access. They claimed maintenance fees would remain fairly stable, yet ours jumped from $966 to $1,241 in just three years - a 28% increase. We were told we could sell back to HICV, but they don't actually buy back points, making these worthless investments.

    Major red flags included the 15.95% interest rate hidden until very late in the process, no proper financial disclosure at signing, mandatory sales presentations at every resort visit, additional fees for amenities not disclosed upfront, and misleading claims about member-only access when anyone can actually book these resorts. We paid $837 to Timeshares Only to try selling - zero interest from buyers. The "Horizons program" they promised for exits? Useless. After 10+ years as loyal IHG members, this experience has destroyed our trust. The escalating fees with no member control, combined with impossible booking conditions, make this a financial nightmare we wouldn't wish on anyone. Save your money and book hotels directly.     Holiday Inn Vacations Club is a scam. During our presentations at Orange Lake and Las Vegas, we endured over 8 hours of aggressive, relentless sales pressure across two sessions. They pretend not to hear our initial "no." The first sales rep even implied we didn’t love our children and didn’t want to spend quality vacations with them if we didn’t pursue this. We humored a second tour only when offered a one-time $1200 package through another woman if we'd just listen to the pitch again. Before signing, they have you sit with a quality assurance rep. We asked what if this wasn't for us after we sign. She stated quietly that there is an “exit program” called Horizons. However, it's all lies.

    Their locations aren't "exclusive, private resorts" only for contract holders - completely false. They pitch it as a real estate investment that would appreciate in value. It's actually a promissory note for a worthless point system that actually impacts your credit score... They don’t give you your own access to their website until well outside the 10-day backout period, only to discover nearly nothing is available. The “same points, different name” with RCI? Turns out you only get access to the scraps with near-zero availability. The Horizons exit program? Only available after paying the entire promissory note plus all fees; over $50,000!

    Annual maintenance fees increase 6% every year FOREVER and transfer to our heirs upon death. So over $50,000 for basically one week annually - that's $972 per night! Had we seen this beforehand, we never would have signed. By the time we could access their website to see the pathetic inventory and poor availability, our cancellation period had expired. When we tried contacting Quality Assurance, we were ignored. Since signing, we've been bombarded with spam calls - they clearly sold our information. After finding out Horizons was a half-hearted option, they referred us to a third-party resale company with terrible BBB ratings. This company preys on people. Stay away.

The sales presentation in New Orleans, promised to last just one hour, stretched into a grueling four-hour ordeal that left us exhausted and confused.

    Despite explaining our financial struggles and recent loss, the sales team preyed on our vulnerability, assuring us that purchasing their points would guarantee discounts and provide everything our grieving family needed to heal together. The betrayal deepened during our stay in Kissimmee, where what was advertised as a simple property tour became another high-pressure sales marathon designed to extract more money from us. We were manipulated into upgrading with promises that our mortgage payments would barely increase and that we could rent our unit to cover expenses. Instead, our monthly payments skyrocketed from $203 to $500 - a crushing blow to our already strained budget.

    HICV deliberately concealed critical information including special assessment fees, the fact that our children would inherit this burden along with maintenance fees, cancellation periods, and additional RCI fees that we discovered on our own. The constant pressure to buy more points, pay fees to use unused time, or pay to sell points has made this contract a source of endless stress and financial hardship. This company has taken advantage of our grief, manipulated our trust, and trapped us in a perpetual cycle of debt that feels impossible to escape. No family should endure what HICV has put us through. We just want out of this contract without having to go through foreclosure!!

    Our experience with Holiday Inn Club Vacations has been marked by a series of disappointments and unfulfilled promises that have made it impossible for us to justify continuing this relationship. We are an elderly couple in our 80’s; my husband is a Vietnam Veteran who served in both the Air Force and Army after Vietnam and is now 100% disabled. While we have successfully paid off the promissory note in full (we wrote a check to Holiday Inn for the full purchase amount), we find ourselves increasingly burdened by the annual maintenance fees that continue to rise significantly despite assurances that any increases would be minimal.

    Throughout our membership, we have observed a troubling pattern that includes constant pressure to upgrade our membership at every opportunity and difficulty securing reservations at desirable locations. Required attendance at sales presentations during our limited vacation time, combined with steadily increasing maintenance fees that far exceed the "minimal increases" we were promised.     On June 6, 2025, I made two reservations—one for myself and one for my adult daughter—for a stay at the Holiday Inn located at 19308 Cottonwood Drive, Parker, CO, from July 4 to July 7, through the IHG website. I used points for one reservation and booked the other at the standard rate. Both reservations had the same confirmation number, as they were made simultaneously, and each was for a king room.

    When I checked in on Friday, July 4, I was informed that there was only one reservation, the standard rate one, and that the reservation made with points was missing. Despite presenting my confirmation, the front desk clerk insisted there was no record of that reservation and stated that all rooms were fully booked, which forced us to share a single room. Sharing a room with my adult daughter was unacceptable, so I had to seek alternative accommodations for one of us.

    After reviewing my IHG account, I saw that my points had been deducted but were later refunded. When I contacted IHG customer service about the points return and the cancellation of my reservation without prior notice, I was told that using points for rooms on the Fourth of July weekend was not allowed. I asked why I was able to book it online despite this restriction, and the representative explained that booking online using points must have been a mistake on the IHG website.

    The IHG website allowed me to book a room using points, but IHG/Holiday Inn later deemed this booking impermissible for that weekend. My reservation was canceled without notification, and IHG/Holiday Inn did not take adequate steps to resolve the situation. The only response from customer service was, "Sorry that happened, but there was a suite available that I would have to pay half price for, and it was only available for one night."

    It is hard for me to believe that the hotel was entirely full, especially since the parking lot was nearly empty. As a loyal IHG member since 2002, I have never encountered a situation like this. I am extremely dissatisfied with how IHG/Holiday Inn handled this matter—canceling my reservation, failing to inform me of the cancellation, not honoring my reservation, and making no attempt to resolve the issue apart from offering a paid room that was only available for one night. Because of this experience, I will no longer stay at any IHG locations and will be canceling my IHG membership.

    I have attended a yearly conference held at the hotel each June. I split the room with another attendee. We were both on the reservation and both our credit cards were on the reservation. I emailed the hotel on June 9 to make sure we were clear on that. When my roommate got to the hotel, she was told she wasn't on the reservation despite a PRINTED EMAIL FROM THE HOTEL. When I checked out (before my roommate) I again explained that the charge should be divided between the two credit cards, and the person checking me out verified that there were two different cards in the system.

    I was charged half when I checked out and upon returning home, saw that they had charged my card twice and my roommate's not at all. This is the SECOND YEAR IN A ROW that I've had the same issue, which is why I put everything in writing before my stay. I don't know if the staff can't read, can't listen or truly don't care about their guests, but the result is the same. Although this is the host hotel for the conference I am seriously considering choosing another hotel and simply attending the conference activities.

    I was completely misled during my Holiday Inn Vacations presentation. The sales rep painted a rosy picture of an "exclusive private club" that would be a valuable investment, a legacy for my children, and easy to use or rent out. None of this is true. Reality check: Booking vacations is nearly impossible without planning a YEAR in advance. When I tried to rent out unused points, I hit wall after wall due to "limited availability." Yet mysteriously, these same "sold out" rooms appeared available to the general public on regular booking sites! The worst revelation? This "investment" is actually considered a "junk asset" I can't sell or leverage. The promised value was pure fiction.

    Their exit process is a complete joke. After numerous ignored calls and emails, they finally responded only to tell me I'm on my own to find a buyer - they'll just handle the paperwork afterward. So much for their "comprehensive exit solution." The maintenance fees are the final insult - continually rising with no end in sight. Passing this financial burden to my children would be cruel, not the "legacy" I was promised. What parent would willingly saddle their kids with escalating fees they can't escape?     My relationship with Holiday Inn Vacation Club began with a promotional offer for a free trip to Colonial Crossings in Williamsburg, Virginia. It was during that trip that I attended my first sales meeting, during which I was led to believe that a timeshare held investment value, was financially better than “throwing away money” on other vacations and would be something I could eventually pass down. However, the crucial long-term obligations were never clearly disclosed. I was never informed that my daughter would be held liable for the mortgages and maintenance fees upon my death. As someone who was over 60 years old when I signed the contracts and who will soon be seventy-two, this omission is both unethical and exploitative.

    Additionally, maintenance fees have skyrocketed beyond reason— From $663.02 at the time of my initial agreement to $5,649.99 as of January 1, 2025. This was never disclosed or even hinted at during the initial or subsequent sales presentations. Their “owner update” meetings—are where I and others are manipulated into purchasing more points under the guise that it would improve usability and increase benefits. Despite reaching Premier Platinum status, I still could not get the usage I wanted or the customer service I needed. Instead, I was repeatedly told that I needed more points to make the system work effectively for me and my family. This experience has taken a significant financial and emotional toll. It is unconscionable that an organization would target senior citizens with such misleading tactics, then bind them to contracts under terms that were never transparently explained.

    In December 2024, we attempted to book our first new member orientation, after investing in Holiday Inn Vacation Club in Scottsdale. This process quickly became a nightmare involving numerous calls, dropped connections, and confusion around using our points for booking. Once we arrived at the Scottsdale resort, we discovered that the property had no entry-level rooms or elevators—only stairs—which made access extremely difficult for someone in their 70s with luggage. 

    When we attended the new member meeting during our stay and expressed our dissatisfaction with the program and our desire to terminate the agreement. Instead of being supported, we were encouraged to purchase additional points to avoid future booking issues. Feeling defeated, we returned home without a clear resolution. In February, we called IHG once again about terminating our agreement. We were told that we could not be helped until the mortgage was paid in full. Our only other option would be trying to sell the timeshare on our own.  We’ve continued making our payments, though it has become increasingly difficult given our fixed income as we are fully retired.

    Booking availability has proven to be limited and complicated, with additional rules and hidden expenses that were never properly explained. We genuinely believed there would be a way to cancel this agreement if needed, but that does not appear to be the case. The trust we gave to these salespeople was taken advantage of. We were told that the company had a buyback program, which gave us a false sense of security and had hoped we would not need it, they need to honor these dishonest salespeople’s promises! This experience has caused us significant emotional stress and has negatively affected our health. Protect yourselves from this predatory company.

    DO NOT FALL FOR THE SHAM THAT IS HOLIDAY INN VACATION CLUB! We have witnessed Misrepresentation of Benefits, Availability, Undisclosed and Excessive Fees, Undisclosed Special Assessment Fees, Concealed Interest Rate, False Claims About Investment Value all of which screams illegal. Then there is the “Mandatory Inheritance”, we were further misled about inheritance, as we were never informed that inheritance is not optional, meaning our children would be forced to accept the financial obligations regardless of their ability to pay.

    An actual illegal action taken was the misrepresented rescission period: we were falsely told our rescission period was only 24 hours, when Massachusetts state law provides 72 hours. This critical misrepresentation effectively denied us our legal right to cancel. Even more egregiously, we never received the public offering statement that outlines our cancellation rights, as required by law.

    During the sales presentation despite attempting to leave the sales presentation multiple times, the representatives continued to present more options to sell us on and we were unable to leave. When we finally relented, making a purchase based on LIES, the pain only doubled when we realized the lack of resale value: despite HICV's recommendation to sell our timeshare through Timesharesonly.com, where we paid $1,037.92 for a listing and despite lowering our asking price from $7,999.00 to $5,500.00, we have received no interest since listing it. We've also learned people are paying others to take their timeshares off their hands. This completely contradicts the "investment" claims made during the sales presentation and reveals the true negative value of what we were sold.

    Holiday Inn Club Vacations managed to turn a simple $299 vacation package in 2013 spiraled into an expensive trap. From the start, they used high-pressure tactics, bombarding us with calls warning we'd lose our money if we didn't book immediately. The promised "90-minute orientation" in Las Vegas was actually a manipulative timeshare sales pitch. We were falsely assured that joining would save us "lots of vacation money" with "cheap vacations worldwide." Under duress, we signed for a $999 Florida package.

    The pressure continued until 2018, when we attended another "mandatory presentation" at Orange Lake Resort. This 4-hour ordeal—not the promised 90 minutes—ended with us purchasing a timeshare for over $11,000. The salespeople, including their "Quality Assurance Officer," used car dealership tactics and even threatened us with additional charges for our current stay if we didn't sign.     Holiday Inn Club Vacations is the worst in taking care of its long-time members. While the contract started off fine enough many years ago, everything has deteriorated since. Fees go up hundreds and hundreds of dollars annually, "update" meetings are always high-pressure sales presentations to get you to add on more and fork over more money that you don't have. A delay within THEIR own system caused another invoice over $1K and they wanted payment immediately in order to continue to book anything; even though all listed maintenance fees were already paid in January. Even though it's their own mistake, they don't care. They just want you to figure it out and give them money if you want any help. And they will also cancel any current reservations, regardless of when you made them, if you don't pay. We make the best of it when we do get to travel, but this entire timeshare entity is definitely not a home away from home.

    My wife and I went on a 3-night stay at Orange Lake Resort in Kissimmee, FL, which required us to attend a 90-minute presentation and tour of the facilities. During the presentation, I was told point blank that this wasn’t a timeshare. The new lingo is getting points, but it is the same concept of a timeshare. This presentation took over three exhausting hours! Also, I was also not informed that maintenance fees would be required at the end of each year in perpetuity and that they would go up each year. We were overwhelmed with multiple salespeople throwing numbers and figures at us while claiming it was a one-time offer.

    I feel that I was misled during the initial presentation. During the signing of the purchase the staff sped us through a 15-minute contract signing, not explaining what we were signing. We were initially contacted with an offer for a $200, three-day Las Vegas trip.     We were told that as members, we would receive points to spend on vacation packages, allowing us to stay at five-star hotels and resorts with minimal out-of-pocket expenses. These points would give us access to exclusive member benefits, such as room upgrades. Since we enjoy traveling, we decided to give it a try—after all, what did we have to lose? To be clear, the ONLY reason we moved forward was because of the frequently repeated lies about benefits, and the assurance that we could cancel at any time without penalty. 

    They assured us repeatedly that if we signed up that day, we could start enjoying these benefits immediately. We’d have access to special, members-only destinations. And if we later decided the program wasn’t for us, they’d cancel our membership and buy back any unused points. But we had to sign "right now." So, we did. HOWEVER, now we find that this timeshare was ours—apparently, forever. This is unacceptable on multiple levels, and we will not rest until they have eliminated this burden from our lives. We want out of this miserable one-sided contract immediately! We are not asking for our money back, they can keep that, we just want out. So far, we have paid nearly $8,000 for 0 VACATIONS!

    We are so disappointed with the Holiday Inn Vacation Club and have reached out to the CEO for assistance. At the time of our enrollment, we were led to believe we were signing a three-year membership agreement, as explicitly stated and pointed out by HIVC employees “I/We understand that the term of this Agreement is for three (3) years from the date the Effective Date set forth below.” We never heard anything about this agreement being a lifetime commitment that would pass down to our heirs. Neither of our children is interested in inheriting the timeshare, and we were not made aware of the significant long-term financial implications associated with the timeshare.

    If that information had been disclosed, we would not have entered into this agreement. There were several pages of the contract where we were told that it was just boilerplate language, and we were hurried along telling us just to initial or sign and move on. We later discovered many of these pages included financial information or fees that we were not told about and were very material to our decision to continue. In early 2024, major health issues arose that rendered vacations impossible for us both. We are both in our late 70’s now.

    We ended up moving into an assisted senior living community in Virginia and called Holiday Inn to explain the situation and our need to terminate our membership due to our physical inability to use the resorts. We were told this would not be possible under any circumstances and that our heirs would be held responsible for continuing the payments after our deaths. We are in our late 70’s and that should have been the first thing discussed at the initial presentation instead of presenting the timeshare as a three-year membership and later a five-year membership during the second presentation. It is, frankly, unethical and disgusting behavior.

    Holiday Inn Vacation Club misled us completely and inadequately informed us about the true nature of timeshare ownership. Key details were either omitted or not fully explained, preventing us from making an informed decision, focusing only on the benefits, and not addressing any of the drawbacks to ownership. The coercive tactics by this sales team cannot be understated. We were held far longer than we were promised, repeatedly badgered by over four different salespeople, and declined multiple offers, yet the staff would not take no for an answer. Furthermore, we were told that the 'deal' for the timeshare was only good for that day.

    Overall, this environment left us feeling uncomfortable and on edge the entire time we were there. The sales staff said things like owning their timeshare is akin to owning real estate - telling us that we would have a mortgage and if we were to default, this would result in foreclosure. Using verbiage like 'purchase price', 'escrow', 'deed', 'lender', 'foreclosure', and 'loan', only furthers this lie that we were purchasing a piece of actual real estate, like a vacation home. STOP THE GASLIGHTING!!! Holiday Inn Vacation Club’s methodology from a marketing and sales perspective is nothing less than fraudulent if not illegal.

    As a 20-year retired veteran of the United States Airforce I feel I deserve better treatment than Holiday Inn Vacation Club has afforded me. This started when I entered into a promotional drawing. Shortly after, I received a call that I had “won” a three-night/four-day vacation at one of many resorts, though I was not told this was related to Holiday Inn Club Vacations. To receive the vacation, all I had to do was pay $199 and attend a 60-minute briefing. I had 18 months to schedule the vacation, and I eventually chose the Myrtle Beach resort.

    Upon arrival, I found that I was responsible for additional costs that were never disclosed. Either way, I met my obligation to attend what turned out to be a hard cord sale presentation as opposed to a “briefing”. Due to the massive misrepresentation of what they were selling, I succumbed to the pressure and made the purchase of their product. Since, I have been disappointed by several issues I have encountered since entering into the contract. At this point, I am extremely dissatisfied with the repeated misinformation, the unfulfilled promises, and the ongoing difficulty in using my timeshare.

    I also have serious concerns about the way the property is being handled, particularly regarding my deeded week and the booking process, which seems to prioritize those who attend additional sales presentations over the deed owner. AND the maintenance costs were significantly higher than I was told they would be. I have written the President of the company, however as of today, the only communications I am receiving is about a bill that I have no intention of paying without a resolution to my documented complaints.

    Reality has fallen drastically short of promises. Despite paying $319.96 monthly since February 2024 on an $18,750.43 mortgage at 16.50% interest (plus $2,084 in credit card debt for the down payment), we've only managed to use the timeshare once in 12 months. The supposed hotel discounts are more expensive than booking through third-party sites—often $50 more per night for the same rooms.

    Our 100,000 points proved insufficient for our needs, contrary to what was presented during the sales pitch. The promised international vacation options and cruise discounts turned out to be no better than standard rates. Availability has been extremely limited, forcing us to work around the resort's schedule rather than our own. Adding to our frustration, we've been plagued by scam calls from people claiming to be HICV representatives, attempting to exploit our membership. When we reported this to HICV, they offered no assistance. For anyone considering an HICV timeshare, I strongly advise against it. The high costs, limited availability, and misleading sales tactics make this investment far more burden than benefit. What was presented as an elite, cost-saving travel solution has become a financial strain with minimal practical value.

    Upon purchase of Timeshare to actually experiencing the promise of luxury hotel accommodations, there were many deceptive/pressure tactics used by the salesperson to get us to purchase. One lie is that the price is only good for that day. All the luxurious hotel accommodations promised were nothing but a gimmick to attract you to purchase. Maintenance and membership fees for the timeshare increases every year (we were never told). Every reservation you make will cost money and points. The timeshare is never paid up because even when the mortgage is paid up, the maintenance and membership fee continues.

    As owners of a Holiday Inn timeshare, it has become abundantly clear that the timeshare package was misrepresented to us in an egregious manner. We were taken advantage of, misinformed, and browbeaten by their high-pressure sales team. We attended a presentation at the Gatlinburg resort in February 2024. When the presentation began, we were paired with two people and that’s when the high-pressure sales tactics began. We were asked numerous probing questions about our vacation preferences, habits, and travel patterns, followed by a pitch about the resort destinations and the promise of easy access to a wide range of resorts across the country.

    Our 1.5-hour presentation quickly turned into an entire afternoon of negotiation. After being worn down from 5 hours of pressure and declining several offers, we felt defeated and reluctantly agreed to a proposal. We became confused about the number of points being included and ended up with less than we initially thought. Adding to a stressful situation, we were told the computers were down, and we’d have to wait an additional hour before we completed the process.

    We were led to believe that we were purchasing property and an investment to share with, and eventually pass on to, our children. However, we were not informed that our children would be responsible for the ongoing and escalating maintenance fees. Additionally, we were told that the company had resorts in many locations, and when we specifically asked about Minnesota and North Carolina, where our children live, they assured us that they had resorts in both states. That was a complete lie!

    We were also told about the numerous opportunities to use RCI and IHG, but the details of those programs were never fully explained to us, leaving us uncertain about how they worked. When we later tried to make reservations, we found that none of our top three choices were available. This has been a complete nightmare!

    I was naïve and fell for the Holiday Inn lies. We received a cold call for a free trip to their Orange Lake property in Florida. It was the biggest mistake of my life allowing these people to manipulate me into purchasing a membership with them. The sales meeting convinced me that this would be a great opportunity to make some extra cash when in reality its burning a hole in my pocket. The sales team really guilts you into staying when you tell them no several times. They don’t take no for an answer and tell you something to make you feel bad for denying their offer. Even worse was our Orange Lake experience, where we endured a grueling five-hour session with Fatima, who falsely claimed to be a non-commissioned representative.

    The deception reached its peak when Fatima pitched a Diamond Club membership, promising 4 million points and significant benefits, including maintenance fee offsets and discounted hotel stays. Not only did these promises prove false, but we were explicitly instructed to withhold information during our closing meeting – a clear red flag. The final insult came when we discovered $19,200 in unexpected maintenance fees and only half the promised points.

    Their business model appears to rely on misleading presentations, hidden fees, and unfulfilled promises. The sales team's tactics border on harassment, turning what should be relaxing vacations into stressful sales confrontations. After nearly two decades of membership, we've concluded that this company's practices are fundamentally dishonest and predatory. Potential customers should seriously reconsider any involvement with this organization.

    Lied to at point of sale and trapped. I am writing to file a complaint about our experience with Holiday Inn Vacation Club. The entire process has been incredibly frustrating. The sales process was confusing and lacked transparency, making it difficult to understand what we were committing to. While paying on the loan, issues continued, and there was never clear explanations about the unexpected extreme hikes in fees.     Beware absolute nightmare that is Orange Lake Resorts! Our family was viciously trapped in an eight-hour sales marathon of pure manipulation, orchestrated by predatory salespeople. What began as a promised one-hour tour turned into an exhausting ordeal of lies, pressure tactics, and emotional manipulation that ultimately forced us into signing a timeshare contract filled with nothing but broken promises and deceit. They lied about everything- pet policies, Disney discounts, investment potential- and even had the audacity to pressure our daughter into signing a document she knew nothing about.

    After we attempted to legally cancel our contract through proper channels, sending cancellation letter via Fed-Ex, the resort has done nothing but dodge our legitimate request for termination and refund. They received our cancellation on 5/30/24 and have since stonewalled every attempt to resolve this issue, proving they care nothing for customers' rights or ethical business practices. To anyone considering a timeshare with Orange Lake Resorts: RUN!! Save yourselves the financial nightmare, emotional stress, and hours of frustration we've endured, this company is a predatory trap designed to steal your money and peace of mind with salespeople who will stop at nothing to make a sale!!     Our experience with this company began on February 13, 2024. When we travel, we usually choose Holiday Inn Express hotels. IHG reached out to us with a complimentary stay at a Holiday Inn Express in Celebration FL, but we had to attend a 45 minute timeshare presentation which ended up dragging on 5-6 hrs.. The hotel was noisy and quite uncomfortable. We couldn't understand why we weren't given the option to stay at the potential timeshare. We were very dissatisfied with these subpar accommodations.

    At this presentation, we turned down several offers, yet the agents continued to lower the price each time we said no. It was frustrating to feel pressured in this way, especially since we were promised that we would have a person assigned to assist us with the first year of booking vacations which never happened.

    Initially, we were excited to hear that we could book hotels for just $69 for 3–4-night stays. As snowbirds, this could save us a lot. We made sure to ask our salesperson about this several times to make sure we understood correctly as this was the reason we were making this purchase. Unfortunately, we learned the hard way that this promise was NOT true.

    On the odd occasion we actually got someone on the phone, we often find ourselves transferred multiple times. This is extremely frustrating, especially when we learned that the cost for using the clubs is far greater than us booking on our own. The salespeople told us that Holiday Inn Clubs were private and exclusive resorts that can only be used by members and owners. This is false. Anyone can book a stay there, regardless of whether they are a member.

    We were also told that timeshare was an investment that we could leave to our children in our wills and that this real estate investment would gain equity and value. They did not tell us that our kids could get stuck with it, whether they wanted it or not. When we called to ask how much the maintenance fees would be, we were told that they DIDN'T KNOW but that we'd receive a bill in November, due in January. We still do not know how much we are responsible for. We were also never informed that these fees would increase annually or that our heirs would be responsible for them forever.

    We made our purchase in February 2024, but didn't receive our contract until late August 2024. The salespeople made this timeshare sound like it is a little bit of paradise. WE HAVE FOUND OUR DEALINGS WITH YOUR ORGANIZATION TO BE DISHONEST, CONFUSING AND FRUSTRATING. Being in our golden years, we do not need this to be a burden.

    We have owned a Holiday Inn timeshare since 2018 and wish we had never bought it! The maintenance fees have climbed almost 25% in the last 6 years. The resorts are concentrated in the south and east, making it hard to get to from the west. None of the resorts take dogs, which means we can't use the resorts since our old dog needs to be with us for long trips. RCI seemed like a real gift until we realized that we have to pay a ton PLUS points to use it. The real kicker is that we will have to pay $1200 just to give the timeshare back, losing all points AND equity the minute we initiate the process, plus it takes 12 - 16 weeks to do, so we are still in debt for next year's maintenance fee. A true rip off and you are tied in for life. Just stay in a nice hotel - it is MUCH cheaper.

    Don’t fall for their scam. We did as was pressured and people kept coming out each time we said no. We were told we could opt out of club and that’s a lie. We paid our timeshare off and been only paying maintenance and club fees which is ridiculous. Now due to me taking early retirement due to mental health reasons and my husband who has health issues we now don’t have the money to pay these ridiculous fees and tried to get out of out a long time ago and was told we needed to try and sell it ourselves or they would but needed $10k and gave them a piece of my mind and hung up.

    Now we have filed complaint to attorney general and we got response from timeshare that due to our account being past due (just their fees) that they will send it to foreclosure or we need to file bankruptcy. This makes me livid and so mad. There needs to better way to get out of these and timeshare needs to be gone for their false advertising and pressure.

    We are fed up with Holiday Inn’s, formerly known as Silverleaf, predatory sales tactics. Our relationship with this devious company began when we were entering a festival and were approached by an agent for Silverleaf offering us free tickets to a water park at Wolf’s Lodge. We soon learned that the tickets were not free and that it was a ploy to get us to attend a timeshare sales meeting at The Villages in Flint, Texas.

    When we arrived, we quickly learned that this wasn’t the location of the Wolf’s Lodge waterpark, but rather the address for a Silverleaf property. We were then told that to receive the waterpark tickets we would need to sit through a sales presentation. Not at all what the agent represented when we agreed to the “free” tickets. The primary salesman we dealt with made ownership with Silverleaf sound like a dream, emphasizing that it was a sound investment and that it would benefit our family in the form of savings for future vacations. Everything that the salesperson told us sounded good, but we declined his offer. Instead of letting us leave though we were held for several hours and told that we needed to listen to everything to procure the tickets and receive our ID’s back from the check-in desk.

    By the end of the day, we were so exhausted and hungry that we begrudgingly agreed to purchase a timeshare. We had asked for some time to think the offer over but were told that this would not be possible. The pressure was intense! Perhaps the most insidious claim though was being told we could sell back the timeshare to Silverleaf if we were dissatisfied with it. This gave us a false sense of security and forced us to lower our guard. It is unfathomable that none of these sales or contract employees would alert us of this crucial detail. In addition to those claims we were never told about our rescission period, which we certainly would have exercised shortly upon returning home. We have been utterly ripped off.

    We had our 61st. family reunion at the New Orleans Superdome location Oct. 9-14, 2024. Over 50 of us counting adults and two infants under 1 y/o. I had a contract for this venue since December 2023 with required moneys per the contract. During the months leading up to our reunion, there were a number of employee changes at the hotel I kept up with and maintained a email folder with all contacts. We had a banquet scheduled for 10/12 all catering and other fees

    were paid in full prior to our reunion yet days after the reunion on my card a $230.64 charge was taken. Then on 11/5 they tried taking $814.64,$400.00, $230.64,$814.64.

    I have called corporate a number of times, was told someone would call me in one to two hours without that happening. My bank has given me proof of all these transactions and has shut that card down giving me another one. I have called the hotel a number of times the people had changed yet again in sales and the catering departments. Over the years we have had reunions with banquets all over the country and at various hotels without problems, our numbers have been more than 130 family members, never had a problem like this. We are working on our 2025 reunion Myrtle Beach and I can promise you, we shall never deal with a Holiday Inn establishment again!

    I gave them my bag to hold until I returned. They claimed they never had it when I returned to pick it up. To add insult to injury, they were difficult to contact after I left the hotel. It took three weeks and it was never resolved. I would never stay there again. Go there if you don’t have an issue, but if you do, they are no longer on your side. Customer service is a very unpleasant experience. There are lots of hotels in Portland, OR to stay at. This Holiday Inn near PDX isn’t one of them.

    We are at our wits end with Holiday Inn Vacation Club and do not know where else to turn. Please help us by letting us know of any way to out of this contract. Knowing that we would be leaving this to our children is heartbreaking. There are many areas where we have been misled by HIVC employees. First, we were unaware that the yearly maintenance fee would increase by 5% each year and that these fees would be a permanent obligation, even passed down to the heirs of our estate. We were never informed about both the annual and transfer fees associated with the Holiday Inn Club and RCI/IHG Vacation exchange, which we only discovered when attempting a transfer. The high interest rate also caused confusion; we were told that everyone started with the same rate and that we could refinance at our bank later, which turned out to be false.

    Holiday Inn Club Vacations was not transparent with these critical details. Had we known, we would never have purchased something that could accumulate debt for our children, push us into financial trouble, or become an ongoing burden. The representative assured us that this "upgrade" would enhance our ability to make reservations and secure bookings at these "exclusive resorts." Additionally, we were told that we could rent out our unused points to make money. It seemed like they were trying to accommodate us, but the process felt rushed, especially with our children becoming restless. Multiple agents were brought over to explain the benefits and share convincing stories, which later turned out to be untrue. Needless to say, the upgrade did nothing to help the situation.

    We were hostages of Holiday Inn Vacation Club, when we thought, we were going to a “presentation about vacationing”, We were confined in a room with a team of three sales representatives, who made it their mission to ensure we did not leave without agreeing to their terms. Despite our clear and repeated refusals and declining more than four different offers, the intensity of their tactics escalated. We were physically prevented from leaving the room on multiple occasions, and our IDs, taken at the start of the presentation under the guise of verification, were withheld to keep us there. Again, they promised us it was to be a brief, one-hour session extended into an exhausting ordeal lasting more than three hours. The sales tactics employed were not only intense but deeply unethical.

    The Total Interest Percentage (TIP) was never disclosed to us, a critical piece of information that was conspicuously absent from our discussions and the documentation process. This lack of transparency is deceptive, to say the least. Furthermore, key product-related fees were omitted from our conversation, leading to unexpected financial burdens that we were not prepared to take on. These deceptive practices led us to make a commitment under false pretenses, without the necessary information needed to make an informed decision. As a direct result of being misled, we have never used the timeshare and have no intention of doing so. We feel deeply wronged by Holiday Inn Vacation Club employees and are seeking redress for the unethical and fraudulent practices we were subjected to by your employees.

    I was sold a $199 trip for 4 to any of their vacation club destinations (3 nights/4 days). It was agreed when I paid the $199 that it was 4 adults (husband, myself, daughter, and her boyfriend) and we would get 2 separate rooms. This was again agreed upon when I made the reservation earlier this year for an October stay. When they called to confirm this week, it was one room/2 queen beds. I was told I would have to pay for the second room.

    After much negotiations, they agreed to a half price with payment then. I then received a confirmation for a different hotel not near the area we had originally booked. Upon talking to them, I was assured it was a "lovely hotel" even if not in a great/safe location. I was then given the offer of a different hotel in a worse location and farther from my destination. After much back and forth and the involvement of supervisors/managers (and "full transparency"), they were not able to get me a second room at the original location. They had stated they would refund my money paid for the second money, but it hasn't come through my bank yet. They agreed to cancel my reservation and refund the $199 originally paid. This is not customer service or integrity on the part of Holiday Inn. I'm very ashamed of their selling a "bill of goods" twice and not following through on their commitment. Shameful and a sham.

    My experience with this company started in December 2022, when I got a call from Holiday Inn Club Vacations at Desert Club Resort in Las Vegas. They proposed a 3-day, 2-night stay for $199, on the condition that I attend a timeshare presentation. I saw it as an opportunity for a brief getaway and decided to take it, knowing full well that I had no plans to buy a timeshare. 

    After enduring hours of relentless pressure, I finally gave in and agreed to purchase the timeshare. Exhausted and just wanting it to be over, I was taken to another office where the woman, who oversaw the contract signing, had me sign and initial numerous pages in about 15-20 minutes. The whole experience felt like a whirlwind, and I left with a stack of paperwork and lingering doubts. The costs seemed to keep accumulating with no end in sight. To date, I have spent thousands of dollars with virtually nothing to show for it. The annual fees keep increasing, and this entire experience has been both financially and emotionally draining. The sales presentations were overwhelming with so much information being communicated so quickly, while the contract signing was hurried and rushed. I feel trapped and deceived by the promises and tactics used to sell the timeshare.

    We have received notification that our Holiday Inn Vacations Club has been suspended. We are not worried about it since we have notified them that we are prepared to take legal action if necessary but hope for a resolution that acknowledges the gravity of my experience and rectifies the situation accordingly. The entire sales presentation gave me intense stress and anxiety which is what caused me to sign the contract so I could end the torture. I was put under intense mental duress, sometimes being overwhelmed by extrasensory stimulation from multiple people talking to me at once. There were multiple people in the room and at different points throughout the presentation, we were handed off to different members of the sales staff.

    We dealt with the manager at one point, who promised us very low prices and even said we could make money renting the timeshare. We talked to 3 different salespeople, each one with a different angle, just bombarding us with an overwhelming amount of information. We had already declined more than 4 times, but HIVC employees were not budging on their quest to find us a deal that would work for us. We got up at various points to leave but were physically stopped and told that the presentation was not over yet. This caused my condition to worsen and my symptoms to become more pronounced.

    After more than 4 hours of being stuck in that room with them, we were coerced into signing a contract, hoping to escape the situation. Despite my attempts to cancel the contract within the stipulated period, my efforts were met with evasion and misinformation. After multiple failed attempts to get in touch with someone via telephone in South Carolina, by leaving messages requesting to cancel the contract, I decided to mail a cancellation letter to the address on the contract as well as the corporate address. I mailed both letters by certified mail through the USPS on August 28, 2023 (the 4th of 5 days of rescission per SC law) and they were ignored.

    Our relationship with Holiday Inn began when we were invited to take a trip to Gatlinburg, Tennessee. This invitation followed our booking of a room at Hotel Indigo in New Jersey. As part of the invitation, we were required to attend a brief presentation about a vacation club. We agreed to an early time slot, believing it would allow us to spend the rest of the day with our family at the Dollywood amusement park. Although the presentation was brief, deciding to purchase a one-bedroom villa (with a corresponding points value) turned the day into a six-hour endurance experience. Throughout this sales event, we were never informed about the fees associated with using or extending points. We were often told that points could be extended and stockpiled, but at no point where we made aware of the fees for banking points for future use.

    At the end of our first year, we had surplus points and had to pay a fee to bank them. Additionally, we discovered that even after paying to bank points, they were only valid for a limited time. The numbers discussed during the presentation were different from those we signed up for, resulting in a cost that tripled instead of doubled when we traded our one-bedroom for a three-bedroom. Critical aspects such as inflation were not adequately covered, and the promised exclusivity and priority booking were not honored. We were also misled into believing we could sell the timeshare after it was paid off. Additionally, we were signed up for an IHG credit card on the spot to cover the down payment, and many details of that transaction were unclear.

    We were extremely frustrated and disheartened to realize we were locked into a Holiday Inn contract indefinitely, along with the ongoing burden of maintenance fees despite the promise of resort usage changing. In November 2023, we booked a stay at Orange Lake Resort in Orlando, FL. During check-in, we were offered a $120 gift card to attend a sales presentation aimed at upgrading our ownership. Reluctantly, we agreed to attend the next day, with no intention of making any changes to our ownership.

    From the start, we informed the sales representative that our time was limited, and we were not interested in altering our original contract. When he asked why, we explained our dissatisfaction and concern about being trapped in the agreement despite the changes in policies promised when we were sold the timeshare. He quickly assured us that a new clause in the contracts allowed owners and beneficiaries to exit the agreement once it was paid off. However, he was misleading about the interest rates and maintenance fees we would incur and falsely claimed that the loan could easily be refinanced through our bank.

    Out of frustration, we haven’t used the Holiday Inn Club Vacation services since signing the new contracts. Now that we’ve recently retired at 62, we are extremely disappointed to realize we were misled into upgrading and signing new contracts that did not honor the promises made. We are demanding that our contracts be terminated at once.

    We are writing this review to express our profound disappointment with the Holiday Inn Vacation Club. All consumers should be forewarned that the process of closing on these purchases was alarmingly rushed, with no disclosure of our key rights as purchasers, including your right to rescind the contract. We were merely shown where to sign, with no opportunity to ask questions or understand the full extent of the agreement. This omission of crucial information, combined with the high-pressure environment, constitutes a clear violation of our rights and can only be seen as deliberate deception on the part of HIVC employees. We have written to them to share our intent to take legal action against this company for what can only be described as deceptive practices, elder abuse, and outright scamming of a military veteran's family.

    Our experience from the inception of our contract has been fraught with misinformation, high-pressure sales tactics, and a complete disregard for ethical conduct. We would be remiss if we did not highlight the fact that this experience has not only been financially draining but emotionally taxing as well. As a military veteran, I am appalled at the lack of respect and integrity shown by HIVC employees. We have demanded immediate action to rectify this situation, including a full refund of all monies paid towards the timeshare purchases, along with a release from all future obligations. Should these issues not be resolved to our satisfaction, we are prepared to take legal action, including reporting these practices to the appropriate consumer protection and veteran affairs agencies.

    Our journey into timeshares began over a decade ago, when we were enticed by the offer of a free cruise that led us to Silverleaf, now owned by Holiday Inn Vacation Club. Although the promised cruise didn't materialize, we ended up purchasing our first timeshare at the resort in Branson. While we typically used most of our points, we often struggled with the availability of our timeshare. Despite being assured elite status at the time of purchase, ensuring we could always secure our desired vacation dates proved more challenging than expected. We spent countless hours consulting with timeshare advisors and navigating scheduling websites to find suitable dates for our family getaways. While we did manage to use our timeshare for vacations, it often required more schedule adjustments than we originally anticipated.

    We never realized that we had been misled into believing that our timeshares were a secure investment. Even more shocking was the revelation that if our children inherited the burden of our timeshares upon our passing, they would be required to continue payments forever. Neither the Silverleaf nor Holiday Inn staff had ever communicated this to us. What started as a hopeful journey has turned into a complete nightmare for us. As such, we are asking the Executive Leadership to help us cancel this contract. HVIC staff told us, multiple times, that there were options for us to rid ourselves of our timeshare obligations and they should honor that promise.

    I wrote the President of HIVC, to express my profound distress and outrage regarding the deceptive and unethical sales practices my husband, Steve, and I were subjected to by the Holiday Inn Club Vacations timeshare program. Our experiences, particularly at the Orange Lake resort in Florida on December 18, 2022, and subsequently in the Berkshires in November 2023, have left us feeling utterly swindled, manipulated, and taken advantage of at a time when we were most vulnerable. Marred by the misleading information about maintenance fees and the actual availability of desirable locations, which was nothing short of a bait-and-switch. We were told directly that the maintenance fee payments would be a significantly lower amount and that owner availability was widely available due to the private nature of this resort membership.

    The only booking we managed with our points was a disappointing stay in Vermont, far from the luxurious accommodation we were shown and promised was how all the resorts looked and were maintained. This experience has been nothing short of a nightmare for us. The deceitful practices and high-pressure sales tactics employed by Holiday Inn Vacation Club representatives have not only caused us significant financial strain but have also added unnecessary stress and emotional turmoil during an already challenging time in our lives.

    Fraudulent and misleading vacation contract. I've tried for months to speak with someone and have only been repeatedly bounced around with rudeness and no follow up. I even asked 2 different times to speak to a manager and was put on hold for 30 to 45 minutes to only be told their managers weren't available, and they don't return Customer calls. What type of legitimate business doesn't call back a paying Customer?

    Holiday Inn Vacation Club salespeople told us that this timeshare was an affordable, easy-to-use alternative to taking traditional vacations, but that is simply not true. If it were easy and affordable we would have taken at least one vacation by now. Holiday Inn Club Vacations is a sham organization preying on unsuspecting customers, and we will be contacting every consumer advocacy group available until the demand for our contract’s termination is met.

    Their claims that we were investing in real estate, that we would be able to travel anywhere with certain availability, and that we could use this timeshare to earn rental income highly influenced our decision to sign. They even told us that purchasing this timeshare would grant us exclusive access to theme parks, like Disney, all around the world. Unfortunately, all the claims made by your salespeople were completely fictitious.

    Once we fully understood the extent of the misrepresentations, we reached out to the company. The response was shocking! We were told by an employee that they had reviewed our account and determined what options are available to us. “Per the active mortgage on your account, you would need to sell the contract for the balance still owed. Once you find a buyer, we can assist you with the title transfer. The title transfer can happen once the mortgage is paid off. Holiday Inn Club Vacations does not have an internal resale department or buy-back program, so as an alternative you may proceed with the following option which may help you. Be advised, this is only a suggestion we provide for owners to help them during this process. Holiday Inn Club Vacations® Incorporated is not affiliated with this company.” We are reading this as we are on the hook to a) pay off the mortgage only to or b) find another sucker to buy it off us. UNBELIEVABLE!

Rude!! Stay away from Holiday Inns!!! They want reservations department to handle everything. You cannot talk to the front desk of the property you want to stay at. Holiday inn will end up like these others that are rude and manipulative to their customers!! Even if you are an ihg member. Going down hill for sure.     As an IHG rewards member, I was sold on a vacation package (value $199) that they made sound was because of my loyalty of being a 9-year member. In my conversation with the representative, I was told that the call was being recorded. Great, so anything he said while selling the package would be stored on a recording. There was one property I asked if it was part of the deal, and I was told that it was. I asked if there would be any other fees, and I was assured there were not. Now this call is recorded, right! So, they should honor this because I paid based on all this and that I would receive $100 back at check-in as well as 20K points. Wow... great! I'm sure this gets people to interested in buying into their resort, but this was sold to me as a thank you for being a rewards member.

    I called right away to make my reservation and was told there was a $400+ upgrade fee for this resort. An hour of my time wasted on this whole situation just to find another "bait and switch" tactic. I was even told by the reservationist that if they honored the pricing, they would not honor the $100 back at check-in as well as 20K points. I told them that if they did not honor the deal that I would expect a refund. But it still does not make up for the time taken and the hope that since the call was recorded and I did everything I needed to ensure that this deal was legit, just to get my hopes crushed.... Was this a way to honor me as a rewards member? SMH.... I feel so taken!

    Bad business practices and by the way... Everyone in the reservations department insisted there was no complaints department or legal department this would go through, so I'm taking it to the public. They should know never to trust these deals no matter if they do everything right and ask all the right questions because IHG will never honor what their salespeople sold. I guess that is why they leave it open for 2 years, so they can say “oh, it no longer covers this hotel”, or “there’s an upgrade to stay here” or who knows what other “excuse” they will have to offer for “being such a loyal member”.

    I am writing this review because of the mistruths and deception we were subjected to by Holiday Inn. In August 2020 in Flint, Texas. We called to request an ADA compliant room and were told that they would cover the entire cost of our trip AND give us a $100 gift card to attend a sales presentation for vacation packages. Nobody mentioned this was for timeshares.

    When we arrived, we were bombarded with aggressive and coercive sales tactics. They told us this “vacation package” would grant us the ability to travel to any Holiday Inn-affiliated hotel whenever we wanted. When we declined, we expected to be able to leave, but the employees would not allow us and continued with the pressure. We requested the night to think it over, but we were told that this deal would be gone tomorrow. After two more hours of negotiation, they finally allowed us the night to think over their offer.

    The following day we agreed to purchase the least expensive package. Immediately we were met with a whirlwind of chaos. The first guy walked us through the benefits of this package, the second talked so fast that we could barely understand what he was saying, and the third quickly talked us through our contract. Luckily, we noticed that he was trying to sell us a different, more expensive contract, it was corrected immediately.

    The salesmen led us to believe this was an investment in our family’s future and was the same as purchasing a vacation home. We were told that we would be able to receive access and discounts on Disney vacations. They failed to disclose our Total Interest %, and that our interest rate would be 1.599%, but in reality, our interest rate is 15.99%, which we never would have agreed to. They didn’t provide a public offering statement or tell us we could rescind our contract within a certain timeframe. We didn’t even receive copies of the contract documents until 5 months after we signed. We were severely misled regarding the total cost of this endeavor and were wholly taken advantage of.

    This is hard, we always try to be safe and not fall into scams and yet, my wife and I have fallen victim to the Holiday Inn Vacations Club’s trap. Intrigued by the offer to stay for free in exchange for attending a one-hour meeting at The Holiday Inn Resort hotel. Expecting a brief meeting about discounts on hotels owned by Holiday Inn, we were unprepared for the ordeal that unfolded. The meeting, which they promised would last no more than two hours, extended to well over four hours. A representative from the Holiday Inn Vacation Club resort bragged about the virtues of membership, promising access to resorts nationwide.

    Despite our reservations, the presentation continued, with multiple representatives and a video highlighting potential vacation spots. The final push came from a senior representative, who emphasized the benefits for our family, particularly the prospect of vacationing with our grandchildren. This notion was enticing, as the idea of providing such experiences for our family was appealing. The aggressive and deceptive sales tactics employed by the Holiday Inn sales team added significantly to our distressing experience. From the outset, the nature of the sales approach was overwhelmingly pushy, designed to pressure us into accepting deals without fully understanding the implications. Throughout the process, multiple salespeople ambushed us, each more insistent than the last, employing a variety of strategies aimed at wearing us down.

    This relentless pressure was not only uncomfortable but also highly deceptive, as critical information regarding the financial commitments and limitations of the vacation package was completely omitted or glossed over. The sales team's approach was not just about making a sale; it was about pushing us into a decision through a barrage of persuasive tactics and misleading promises. This experience left us feeling misled and taken advantage of, quite different from the enjoyable vacation planning we had envisioned.

    Our experience with Holiday Inn Club Vacations, dating back to 2007, has been fraught with deception and regret. Initially sold on the promise of a foreclosed unit as an investment opportunity in Kissimmee, FL, we were assured that our purchase would cover our vacation needs and potentially appreciate in value. However, subsequent events revealed these claims to be false, yet they formed the basis of our decision to buy. Fast forward to December 13th, 2021, when an owner update meeting, ostensibly about new amenities, turned into a relentless sales pitch for additional points.

    Led by a persuasive ** presenter, we were coerced into upgrading our membership despite our protests. Assurances of nominal monthly payments and the illusion of equity covering additional points masked the true cost, leaving us deceived and financially burdened. Critical information regarding total interest percentages and increased payments were withheld, compounding our frustration over continued booking difficulties.     The Holiday Inn Timeshare group did not inform me of the five (5) days, that I had to cancel my contract, nor did mention the forever maintenance fees. Those fees would increase yearly as they see fit. The group also fail to say that those fees would be passed on to a family member. The group also does not an exit for those who no longer want the timeshare or cannot afford to pay.

    Transaction April 2023. Warning! High-pressure sales with dishonest sales presentations. Sales reps promising re-mortgage options that do not exist. No problem resolution with refinance or with quality assurance departments. Twenty-plus phone calls made with no return phone call. They do not answer their phone calls and screen which calls they would like to call back. Fraudulent behavior on sales rep by initiating a sale with a promise to remortgage independently outside of the Holiday Inn Club Vacation Financing Department.

    Sales rep stated this was standard practice. Finance department for HICV is not allowed to contact Quality Assurance Department as they are separate entities. Multiply finance representatives expressed deep concern for my situation but only could provide a phone number to QA Department and is not able to make a phone call on behalf of a client. This company allows and employs sales reps that are dishonest, unethical and not working in the best interest of their clients. Repeat do not invest. Scam Alert.

    During our first family vacation to Florida, we were approached by a person offering tickets to Disney parks if we sat through a short presentation about vacation timeshare. The presentation lasted longer than the hour (was 3+ hours) mentioned. After the presentation, we made our 1st purchased 11-20-2005, with the thought of using the timeshare for the rest of our lives.

    We started with a unit for week 23 which worked for us. Later, during another vacation, we had our owners meeting and was presented with an opportunity to purchase another week, with the salesperson promising tickets to shows, dinners, vacations to other countries, so we purchased another week 6-11-2013. As time went on, making reservations at other locations that were owned by the company were very hard to book during the times we could take vacations. Places like Hawaii and locations in Europe were next to impossible to book. Fees continue to increase and vacation booking began to change….become harder to get locations of choice within the United States.

    During another sales meeting we were told Orange lake would be going to a point system. We were excited as we were told that our properties would increase in value and would be easy to resell, which we found to be untrue. We became aware that the vacation home is in perpetuity and our children would have to take on responsibility of maintenance fees and other associated cost upon the death of my wife and I. We were never told our children would be responsible for the maintenance and other fees. There is no one in our family who can take on this debt!

    We were led to believe that we had an investment that would have future value to us and our family. What we found is we can’t visit where we want and when we are able to travel. This is not an investment for us or our family. Any family member we have is not capable of taking on this ‘investment’ that has an ongoing cost in maintenance and fees into perpetuity.

    We have come to learn that Holiday Inn is nothing more than a company who preys on innocent people. We experienced this firsthand when we were at a presentation. We were on a trip to Orange Lake, and their sales representatives provided us with misinformation to dupe us into purchasing and upgrading our contracts. Their rep told us that their timeshare program was the same as purchasing real estate. We were told that over time our investment would increase, and we had the option of selling it for a profit. Nobody is buying timeshares and we found this out through friends and online research.

    They kept us in the dark with important information, such as the ever-increasing maintenance fees, as an example. We spent over $190,000 dollars and counting. We were sold this under false pretense and now were trying to figure out what to do to get out of this nightmare. Don’t buy a timeshare, you’ll end up paying more money than their product is worth. Save yourselves the trouble and save up for your vacations and purchase them online or through a travel agency. It isn’t worth paying an arm and leg for something you can only use every so often, if at best there is any availability.

    As I write this review, I write this with a heavy heart. My husband and I bought a timeshare with Holiday Inn many years ago. He was the one who initially handled everything with the timeshare that we own. Unfortunately, my husband had a long battle with cancer and ultimately gave in and passed away. I had gone in person to try to provide them with my husband’s death certificate and to see about what I can do to get rid of the timeshare, only to have been met with no assistance.

    When we purchased the timeshare, we were convinced and under the impression that we would not have a separate maintenance fee. We were sold the timeshare as if it private resort exclusive to owners, which turned out to be false. We were told that it was easy to sell should we decide, or we can no longer afford it or want it, but I came to find out that people don’t even want to buy the timeshare. I can’t travel anymore, and this has really affected me financially. I just want to help anyone who is considering buying a timeshare to think about it twice. We were promised so many benefits that ultimately were never received.

    Conclusion: The Holiday Inn Vacation Club failed to fulfill its promises on almost every front. What was supposed to be a worry-free holiday option turned into a stress-filled ordeal, marked by inadequate services, poorly maintained facilities, and some of the worst customer service I have encountered in the hospitality industry.

    Final Thoughts: I strongly advise against investing in a timeshare with Holiday Inn Vacation Club. Numerous other vacation options are available that genuinely value customer satisfaction and deliver on their promises. Thorough research and consideration of independent reviews are crucial before committing to any timeshare investment.

    The Orange Lake Resorts nightmare started with an offer of a free 3-night stay in Orlando if I agreed to attend a 2-hour presentation. I accepted, though when I asked what the presentation was about, the answers were always vague. When I arrived at the hotel, I was shocked by the run-down, low quality of the accommodations they provided.

    During the presentation, which turned out to be a timeshare presentation, the questions they asked were designed to manipulate my answers and coerce me into believing that their program was the best solution for my travel desires. The sales rep made grand promises about the benefits of the timeshare, such as staying in luxurious resorts and paying for everything I’d need for the vacation, including plane tickets and various gift cards, with points.

    The presentation overwhelmed me and left me feeling uncertain about the details of the plan. Even after declining an offer several times, they continued to put on the pressure and come back with different offers. At one point, I mentioned that I had financial responsibilities as a result of my divorce, and they used that against me by telling me the timeshare was my ticket to taking life by the reigns and getting back in control and enjoying the world.

    There was always a constant sense of urgency and pressure to make immediate decisions and an implication that if I didn’t take their offer, I was being stupid. This pressure made me feel uncomfortable and forced into making decisions that I later regretted. I trusted that they were trying to help me make this plan work for my situation. Instead, I was told what I wanted to hear, instead of the things that I needed to know. Overall, my experience has been a nightmare. The financial burden, the wasted time in presentations, the constant stress, and anxiety have taken a toll on my well-being. Learn from me, don’t take that free trip—that “free” trip was one of the worst decisions that I have ever made.

    Do not get caught up in this timeshare mess with Holiday Inn, these people are scam artists, and they do this very well. For me it started with a phone call I received from Holiday Inn, offering a free stay in Orlando if we attended a 2-hour tour at their resort. I attended the tour on December 29th, 2023, and our tour guide was pushy and pressured me with comments about how we were wasting money on vacations when we could take advantage of owning a timeshare. We asked numerous times about maintenance fees, and she dodged our questions quicker than a game of dodgeball. She never gave us a straight answer, and we found out later that the maintenance fees increase over time.

    We were also told that we could sell our trips to make more money and that we would be receiving discounted rates for purchasing the timeshare. I never received anything we were promised and when I tried calling to cancel, I spoke to Alexandra ** who told me I was 3 days late to be able to cancel, they never even told us about a cancelation policy. They rushed us through signing and left out so much information, it’s ridiculous. We never used our timeshare because booking availability is nearly impossible. These people are criminals and should be held accountable for how they do business. DO NOT SIGN FOR A TIMESHARE!!! SAVE YOURSELF FROM A LIFETIME OF NEVER-ENDING PAYMENTS!!!

    I am writing this review because Holiday Inn took advantage of hard-working immigrants trying to live the American dream. My wife and I were deceived and manipulated into purchasing a timeshare based on lies. Had they been honest with us from the beginning we wouldn’t be in this situation. To start, at the initial presentation that was supposed to be 90 minutes, turned into 4 hours of high-pressure sales and they would not take NO for an answer. The back and forth false urgency that they applied on us as well as being denied food for this duration and being diabetic, ultimately wore us down and we caved in. It wasn’t too long after we realized we had been scammed. We were unable to get out of the contract because they failed to disclose our legal right of recission when they rushed us through the paperwork (5 minutes to sign 50 pages).

    They told us that that we would be able to use our points to visit Nigeria, but in reality, this was not even an option to us. Additionally, we were told that we could sell or rent out our timeshare to cover some of the costs, this was also a lie. They failed to mention that the maintenance fees were forever and our kids would inherit that debt. We have already paid thousands of dollars into this, and we have been unable to book anything, even though we were told how easy it would be to book a vacation. To whoever reads this, don’t go to that free or discounted trip if you have to go to a sales presentation. That presentation is a trap and if you read other reviews, you will see how similar our stories are.

    We were lured into a Holiday Inn sales meeting while on vacation in Orlando by an attendant who offered insights into the benefits of resort membership. From the start, this individual was persistent, enthusiastically telling us about the benefits of becoming a Holiday Inn member while showing off pictures of his family vacations funded through Holiday Inn Club points and making claims of being a member himself. The session started with a tour and the history of Holiday Inn, highlighting the rewards available such as, ability to redeem points for cruises, airfare, and exclusive access to Disney resorts and parks.

    Throughout the presentation, our host emphasized the seemingly boundless benefits, repeatedly highlighting the absence of out-of-pocket expenses, making it clear that everything was covered by points. One of the sales representatives began by talking fast and incorporating industry-specific jargon that made no sense to us. We were not interested, and the salesman became rude. He and his boss together started pressuring us into signing up.

    As they ratcheted up the pressure, they claimed these points would gain us access to Disney resorts and parks. They promised us Disney Gift cards in exchange for purchasing a timeshare although these gift cards were never received. The term “real estate investment” was used often during this 6-hour ordeal. They used that term to lead us to believe this would be a smart way to spend our money to retain and grow its value. They also espoused the massive availability of reservations, stating that we would have abundant options and would never have issue making reservations at any Holiday Inn with our points. This has been proven to be a lie, every time we have attempted to utilize these points there is virtually nothing available but there is inventory on 3rd party travel sites for non-owners. We are asking for this membership to be cancelled, we are not even asking for a refund of our hard-earned monies paid to date.

    IHG customer service is all off shore making it sometimes difficult to communicate with their staff via the telephone. The APP gave me dates to cancel a reservation in time for a full refund so I cancelled the reservation and even received a confirming email for IHG the reservation date was cancelled. 45 days after the reservation date my IHG Chase card was charged for a 2-day stay at full cost. I called both the E. Lansing Holiday INN Express Hotel and IHG customer service, and all they did was to point fingers at each other. Neither took any responsibility of the glitch in the IHG APP or ownership to my problem.

    They thanked me for being a Platinum Elite Member since 1987 though many times during my multiple calls. In the end, me the customer took the financial hit. NEVER AGAIN WILL I STAY AT A HOLIDAY INN or ANY IHG PROPERTIES. This experience taught me a lesson, "There are way better choices to than IHG to stay on business or holiday."

    We hope that people read about our experience with Holiday Inn Vacation Club before they consider spending one dime with them. We were offered a free 3-day, 2-night stay in Las Vegas in exchange for our attendance at a 2-hour sales meeting. During this meeting we were forced to endure over 6 hours of intense pressure where we were fed a series of lies. We were told that this was an investment that would increase in value and would be easy to resell. This has not increased in value for us, and we have had no luck in finding any way to sell it back. We have since discovered the maintenance fees rise annually, which we were explicitly told wouldn’t happen. We were told we could use this contract to travel at any Holiday Inn location; untrue.

    We have tried to use this timeshare but have had little luck finding availability. If we found a room, we were forced to pay an enormous fee that reduced any form of cost savings. We are close to retirement age, and have worked so hard all our lives, and all we wanted was an affordable alternative to taking vacations! None of the benefits promised have been delivered on. We have written to the company demanding that our contract be ended and have heard nothing back. We continue to make payments while receiving nothing in return. Shame on you, Holiday Inn Vacation Club, for taking advantage of us and swindling us out of our hard-earned money.

We were held captive in a presentation that turned into an intense, pressured sale meeting for a timeshare, despite our repeated requests to leave because our young children were waiting in the hotel room. Sales personnel used misleading information to convince me to sign the contract.     We have written to the Holiday Inn Club Vacation’s Executives about our dissatisfaction with our recent experience. We were enticed with promises of luxurious vacations and flexibility through the Club points system. However, our experience post-purchase has been far from the expectations set during the presentation. The presentation failed to provide clear and comprehensive information regarding the point system, specifically the number of points required for various vacation locations and cruises. Despite our repeated requests for clarification, we were assured that such details would be disclosed after the purchase. Upon accessing the website, we were shocked to discover that the point requirements for the vacations we expressed interest in were significantly higher than implied during the presentation.

    It was never made clear that we could independently book stays at Holiday Inn Club Resorts without the need for their membership. We were assured that our investment in Holiday Inn Club Vacations would control future vacation costs and could be deeded to our children if desired. However, the hidden fees associated with booking, exchanges, and maintenance were not explained, leaving us feeling deceived.

    Furthermore, the potential for maintenance fees to rise over the years, with no clear limitations outlined in the contract, raises significant concerns for us. Accordingly, we have not utilized any vacation opportunities with Holiday Inn, and we do not intend to do so due to the financial strain it would place on us. The general cost comparatively is staggering; a stay in a 1-bedroom unit at the Smoky Mountains resort in March is $154 per night compared to 6,900 Holiday Inn Club points per night. I contacted Holiday Inn Club Vacations in early November 2023 seeking guidance on how to exit the contract, only to be informed that it was not possible. Truly, this feels like the makings of a lawsuit.

    If you want a perpetually increasing maintenance bill for the rest of your life for something that you can use for 2 days out of the year and purchase 200 dollars worth of hotel stays which is 2 days for thousands of dollars you're in the right program. They will never refund your money, they will keep sending you increasing maintenance bills for the rest of your life unless you pay 1200 dollars to exit from their program or sell it to another person perpetuating their theft, it is the most painful and disgusting scam I have ever seen. The hotels themselves are run down and full because their points system puts you in the least category, despite our loss of jobs and now disability they said we must continue to pay though now we cannot use their system because it is 30 minutes before you can reserve anything.

    If you want to keep throwing your money away this is the definition of greed and corporate sleaze. The managers won't help you and keep telling you they can't do anything, there is no one there who will help you or try to be reasonable. It's like talking to a wall of indifference, I've never met such disappointing and useless staff who go out of their way to be rude and smug knowing they don't have to do anything to help. I will discourage every person I know and every person who I don't know who is looking for a vacation or hotel stay to avoid Holiday Inn, absolutely the worst worst worst program and hotel group on the planet without question and without comparison. The definition of corporate malfeasance, greed and corruption. Worst people on earth.

They purchased Silverleaf Resort properties and are now forcing owners in properties they want to get rid of to switch to other resorts. I would happily give them my ownership if given the chance rather than face this extortion.

    I booked Holiday Inn quick getaway that ended up using their Holiday Inn Club Vacations location in Port Canaveral. I specifically booked rate with breakfast. When I showed up the breakfast is not included but they give you a voucher for $11 towards your breakfast (that costs you really $20-25). As a result, I didn't use the voucher and just asked for money back for the "breakfast included" part of my booking. A complete bait and switch. I went back and forth between the location manager who was sending me to talk to Holiday Inn Club Customer service and the customer service that was blaming the location. In the end the customer service told me by providing vouchers they consider the "breakfast included" part fulfilled and under no obligation to do anything. So making me spend $15 to get an $11 voucher and still I would have to pay to get a full meal is fair by their view. I definitely can't be a customer of organization that treats customers like this.

    The biggest scam running. Do not do business with them unless you like throwing money away. You will maybe thousands for absolutely no value and the only way to get rid of it is to pay thousands more, or get a foreclosure on your credit history.     Our transaction with Holiday Inn on July 11, 2022, laid the groundwork for an unsettling experience during our resort tour in New Orleans. Moments of vulnerability related to my medical conditions were exploited, leaving us feeling betrayed by the representatives we had placed our trust in. Despite our financial commitments, the associated fees became an overwhelming burden, significantly impacting the lives of a Disabled Army Veteran and a Department of Defense Federal employee. Despite our efforts to address concerns, we consistently encountered further disappointment and unresolved issues.

    Misleading information about bonus points, the expiration of points, and unfulfilled promises of the Horizon cancellation service were sold to us. Our trust has been shattered. Discovering that the Orange Lake Resort's location did not offer the promised convenience for accessing Disney activities only added to the mounting disappointments, revealing a lack of transparency and honesty in the agreement. We want no association with this company, and we urge others to research before succumbing to their false promises. The emotional and financial strain has become unbearable, and we hope that Holiday Inn Resorts will honor the private request we sent them about a month ago.

    My experience with Holiday Inn/Orange Lake Resort has left me in grief and constant worry. I have been a victim to their high-pressure sales tactics, misleading promises, and the continuous financial demands have left me deeply disappointed. From the pushy receptionists demanding my driver's licenses to the four-hour exhausting presentation, it was clear they prioritized sales over customer satisfaction.

    Their sales team manipulated me into multiple property purchases, conveniently leaving out crucial information about increasing maintenance fees. Attempts to use the resort exchange for booking vacations were frustrating and time-consuming, emphasizing their lack of commitment to customer service and ease of use.

    Transitioning to their points system only added to the disappointment, failing to deliver the promised flexibility and availability. I am constantly pressured into purchasing more points and upgrades, making myself feel exploited and financially burdened.

    The level of ignorance and unprofessionalism the staff at Holiday Inn displayed during my 3 night stay is beyond comprehension! I was prevented entrance to my room due to faulty key cards/door lock at least 15 times, which they could not fix. Instead of moving me to another room, they continued to program faulty key cards. On my third night, I could not even enter my room at all and had to sleep at a relatives house, The night clerk stated that she nor Security had no way to access my room and that I would have to wait for the manager, who was off and would take 30 minutes to arrive. I told them that I would sleep somewhere else and to make sure I had access to my suite in the morning.

    I arrived the next day to check out and found my room unsecured, Management had stuffed a piece of cardboard in between the lock and door frame so anyone could have walked in and stolen my things. And when I asked for the Manager, the ghetto desk clerk was very rude and unprofessional to me. Never got to speak to management (claimed they wasnt there) and STILL charged me for that night, even though I had no access to my room! As a Automation Engineer for a Big Three automotive manufacturer, which has a facility in the area, I will inform my HR department not to use this horrible chain for business lodging. ABSOLUTELY UNACCEPTABLE!!!

    I wish I could give this company zero stars because they have given us zero vacations for the money we have spent. In 2015, we were lured in by an offer for a 3-day stay in Orlando, along with discounted Disney World tickets, for just $199. All we had to do was endure a 1-hour presentation. During the presentation, we were bombarded with overwhelming information and pressured into signing a contract without a chance to review it. The sales staff conveniently ignored details like doubling interest rates and ever-increasing maintenance fees. If we had been informed about these astronomical costs, we would have never agreed to this financial disaster.

    The lies and deceit from Holiday Inn Club Vacations are beyond comprehension. We were fed blatant falsehoods: the timeshare was touted as a sound real estate investment, but it turned out to be utterly worthless. We were promised a buy-back program if dissatisfied, yet that option mysteriously vanished when we sought it. The assurance of wide availability? Try booking anything – it's nearly impossible. We were rushed through the signing process, denied the right to cancel within the stipulated period, and misled about the possibility of renting out the timeshare for profit. Seven years have passed, and despite shelling out over $30,000, we haven't taken a single vacation due to the absurd restrictions and availability issues!

    I've owned at Orange Lake Vacation Club since 2012 and feel obligated to share my experiences for anyone who comes across their pesky salespeople. DON’T BUY ANYTHING FROM THEM! Their "60-min pitches" turn into endless sessions, full of aggressive sales ploys and paperwork. It's clear these sessions are more about pushing sales than providing information/updates to owners. While most sales reps were decent, my adult children had a terrible encounter with a salesperson! We were enticed into additional purchases with promises of expansion and increased property value, none of which materialized.

    The last straw was discovering a clause that burdens our heirs with financial responsibilities after we're gone, a detail conveniently skipped during our transactions. Also, we were told we'd need to pay upfront in cash due to our Canadian debt ceiling or get our children to borrow & we pay, a shady workaround proposed by a senior salesman (Jose **). We refused to involve our children in such a dishonest scheme! The promise of our purchases appreciating in value turned out to be a sham. Holiday Inn timeshares are now being practically given away online (look for yourself), rendering our “investments” virtually worthless. And surprise, surprise, always a need for more points to accommodate our family's needs was conveniently left out during sales talks.

    Despite "Diamond Elite" status, accessing desired amenities proved to be a challenge. Also glossed over, is the astronomical cost of the borrowing and of ongoing maintenance fees paid over 10-20 years. This future $ commitment and ALL other above crucial information is not CLEARLY disclosed by sales people or separate “Notary” (employee), raising serious concerns about sales practices. This isn’t an honest company, it’s a shame that they’re able to get away with lying, cheating (defrauding?) people out of their budget and/or retirement money. The US/Canadian Government(s) (police) need to get involved & have them investigated.

    Here is what one can expect when buying a timeshare from Holiday Inn Club Vacations:

    1. Profitable Rental Opportunity: I was told that as a timeshare owner, I would have the opportunity to rent my timeshare to friends, associates, or the general public, and this would be a lucrative venture. Sadly, the reality was quite different, as I have found it incredibly difficult to rent out my timeshare and make any significant profit.

    2. Hidden Fees and Charges: The sales representatives assured me that there would be no hidden fees or additional charges when booking or reserving rooms. This could not be further from the truth. I've encountered numerous unexpected fees, from maintenance fees to booking fees, which have significantly increased the overall cost of ownership.

    3. Guaranteed Availability for Owners: One of the most blatant misrepresentations was the promise of guaranteed availability for owners all year round. The reality is that securing reservations, especially during peak vacation times, has proven to be a frustrating and near-impossible task.

    4. Insufficient Points for Desired Vacation: When I expressed interest in a Utah ski vacation, the salesperson assured me that the points I was purchasing were "more than enough" to book that vacation. It turned out that the points were nowhere close to enough, and I had to invest significantly more to make the trip a reality.

    5. Buyback Program Misleading: Lastly, I was informed about a "buyback program" that would supposedly guarantee my satisfaction with the timeshare. However, the terms and conditions of this program were so convoluted and restrictive that it effectively proved to be nothing more than a false promise.

    In conclusion, my experience with Holiday Inn Club Vacations has been very disappointing and disheartening. I would strongly caution anyone considering a timeshare to be extremely skeptical and to carefully examine all the fine print before making a commitment.

    Holiday Inn offered us a free trip to Nevada in exchange for attending a 90-minute presentation. It sounded like a pretty good deal to us, at least we thought. The meeting was an intense sales pitch for a timeshare, and we were not allowed to leave until we had purchased something. So, we said yes just because we were there for well over 90 minutes. Before we went into the contract signing, the sales rep was coaching us what not to say in the signing. We should have seen that as a big red flag but missed it.

    During the contract signing we were rushed through the review, and important financial information went undisclosed. For example, we were never informed of our rescission period, and I don’t recall receiving a public offering statement. Instead of being made aware of the total costs associated with the timeshare, we were just told that we were making a smart investment for our family. In the end, we purchased the timeshare for $2,600/year, and were told that this arrangement would be perfect for us to travel with. We did not even receive copies of the contract until 2 weeks later. By then we were outside of the rescission period. We have paid them thousands of dollars since 2021 and they have given us nothing in return. Holiday Inn fully took advantage of us and our lack of knowledge of timeshare schemes.

    Holiday Inn is a scam!!! Our family vacation at the Gatlinburg Holiday Inn Resort turned into a disaster. We were forced into a never-ending timeshare presentation, enduring hours of very aggressive sales gimmicks. When we asked for time to think, they threatened to revoke the offer. We tried to discuss privately but were denied. They even brought in a supervisor to ramp up the pressure, pushing a $10K deal. We caved and regretted it immediately. The paperwork process was just as bad, filled with more sales pressure and false promises.

    We left well after 6 pm. But when we tried to book trips, it was all a sham. Availability was always an issue. The "worldwide" promise was a lie. We're beyond disappointed. We feel conned and completely ripped off. We used our retirement fund for this mess! Had their staff been honest and told us about the cancellation period, we wouldn't be stuck. Treat customers fairly and transparently. It's unjust to make us pay for something we can't use or want! May our experience be a warning to everyone, do not engage with Holiday Inn, it’s a scam. They’re getting away with fraud and they should be investigated by the cops! Don’t let them take advantage of you. I can’t wait to see them be shut down for sales fraud. It’s obvious this is being done on a huge scale! ZERO STARS!

    Our experience with Holiday Inn Club Vacations was a blatant scam from start to finish. In 2016, we were subjected to a 4-hour high-pressure sales presentation, filled with lies about the benefits of signing up for a timeshare. We were coerced into a purchase under lies and clever sales gimmicks. The promised perks of easy travel access and exclusive benefits never materialized. "Owner updates" were a thinly veiled scheme to push more worthless points on us. An upgrade in 2019 yielded nothing but empty promises. We've poured money into this venture, far more than traditional vacations, only to be met with subpar resorts in terrible locations. Rising maintenance fees directly contradict what we were told.

    This is a warning to all: steer clear of Holiday Inn Vacation Club. We want nothing to do with this horrible company and we’re actively seeking to be released from the legal documents we signed. This was sold under false pretenses and Holiday Inn needs to come clean! This is a consistent scam they’re pulling on thousands of unsuspecting people.     I am utterly disappointed by the horrendous experience I have had with Holiday Inn Resorts. From the very beginning, they have been a source of lies and deceit, hiding behind a veil of false promises and assurances. It is a pity that such a reputed hotel chain would stoop so low as to engage in such malpractices. Despite repeated attempts to resolve the issue, Holiday Inn Resorts has persistently refused to work with us to find a mutually beneficial solution. Their uncooperative attitude and lack of empathy towards our predicament have only worked to exacerbate the situation. The level of incompetence and indifference displayed by their representatives has left me feeling stranded in a sea of uncertainty and frustration.

    I cannot begin to describe the severe impact this has had on our holiday plans, not to mention the emotional distress we have had to endure as a result of Holiday Inn Resorts' deplorable conduct. It is unacceptable that a company with such a large customer base would treat their patrons in such a callous and apathetic manner. I implore anyone who cares about quality customer service to avoid this establishment at all costs. The way they have treated us is a testament to their utter lack of professionalism and disregard for customer satisfaction.     Holiday Inn lied to us to get us to sign their contract – they pitched many of the same things you see in the complaints below. They claimed availability wouldn’t be an issue, yet it always is. This was supposed to be an investment that our family could use even after we pass away. The reality is that there is no value in a timeshare, but our family is still expected to pay fees even after we are long gone. Speaking of fees, maintenance fees were never properly disclosed. We had no clue that they lasted forever and would ALWAYS go up! So far, Holiday Inn has taken over $25,000 from us and we have gotten a total of TWO nights in a “resort” in return. Before going on vacation do some research and make sure to avoid these modern-day scam artists.

    My history with Holiday Inn has been incredibly disappointing. I attended a presentation at Desert Club Resort, which was promised as a special opportunity for members, but it was just another attempt to push timeshare upgrades.     Holiday Inn Club Vacations has swindled us into quite the contract, without fully disclosing financial information, and fluffed a bunch of so-called ‘benefits’ to get us to sign. NOTHING they said during the meeting was true. For starters they said the meeting would be 1-hour, but they held us there for 5 long hours. They even went as far as saying DISNEY WAS INCLUDED!! i.e., RESORTS, CRUISES, AND THEME PARKS! We found out that this was untrue, and DISNEY HAS NO RELATIONSHIP of any sorts with Holiday Inn. We were also told availability would not be an issue, but that is all we have are issues with availability or the lack of. Be advised that if you accept an invitation from Holiday Inn, you will regret it sooner or later.

    My experience with Silverleaf Resorts, now under Holiday Inn Vacation Club’s ownership, has been nothing but a complete disappointment and a horrible waste of time and money. In 2017, we became owners and since then are constantly bombarded with meetings and pressure to purchase more points. At our last meeting, in 2021, it was supposed to last just 45 minutes, but it turned into a four-hour-long nightmare of high-pressure sales tactics. We were coerced into upgrading to Holiday Inn's point system, with the false threat that we would lose all the money we had invested in our previous timeshare if we didn't comply. Despite expressing our clear disinterest in the upgrade, the staff showed no respect for our wishes and continued to manipulate us with lies about the benefits of ownership. The promise that we could use these points at ANY Holiday Inn location turned out to be utterly false.

    The so-called benefits associated with this contract, such as wide-open availability, rental income, and tax benefits, were completely fabricated lies. The financial side of the deal was equally deceptive. We were kept in the dark and unaware of the true cost of the purchase over time. What truly shocked me was how your salespeople took advantage of my husband, a 69-year-old disabled veteran suffering from serious health issues, including memory loss and Lewy body dementia. It is deplorable that this company preys on people in such vulnerable states, all in the pursuit of profit. To make matters worse, the contract lacked any credible debt waiver for loss of life, despite my husband’s health condition.

    The financial burden imposed by this deceitful contract is simply too much to bear. Hidden fees and ever-increasing payments have left us struggling to keep up. My cries for help have been ignored with no offers of a solution. I would strongly advise anyone considering a timeshare with Holiday Inn to stay far away to avoid being their next victim.

    Holiday Inn has been nothing but a PAIN to deal with. We were tricked into signing a timeshare contract with them, which it seems like many others were tricked too, based on all the reviews we just read through. It is embarrassing to see how horrible their work ethics are seeing how many people they have lied to. We were told many things that aren’t true include the following:

    If we no longer wanted this timeshare, giving it back to Holiday Inn would be swift and simple. We have tried to do this, but we were directed to another company where they told us to pay off the entirety of the mortgage plus an additional $1,200 to start.
    We were also promised we could use our points at clubs, IHG hotels, and RCI properties. Every time we tried to book, there is somehow no availability, but when looking elsewhere, there is plenty of availability. We tried to book a trip to Chicago but the only place that we were able to stay was 2 hours outside the city.

    We could pass this on to family members as a gift. At no point did they tell us our heirs would be FORCED to take over the contract and pay the remainder of whatever fees Holiday Inn decides to make up.

    There is no feeling in the world like getting scammed, so if you don’t want the same feeling steer clear of Holiday Inn.

    We received a phone call stating that we had won a free stay at Piney Shores. However, upon arrival, we were informed that we had to attend a presentation to receive our free stay, which lasted for about four hours. The sales team pressured us into buying a timeshare, despite our reservations. They made false promises about nearly every aspect of ownership and did not provide us with accurate information about the loan we were taking out.

    We have been paying for this contract for over a decade and have not received any of the promised benefits. We have never taken a single vacation. If there was ever any mention of having to book 6-12 months in advance, we’d never have done this. Our work schedules alone make that impossible. In the last 11 years, we have paid well over $30,000 for nothing! We feel deceived and manipulated and want to end our relationship with Holiday Inn and Orange Lake.

    I feel the need to share my terrible experience with Holiday Inn Club Vacations' deceitful timeshare program. My wife and I were promised luxurious vacations worldwide, including trips to Disney resorts with our family. However, the reality was a web of fraudulent claims and manipulative tactics that left us financially burdened. I hope this review serves as a warning to others. We were enticed by the prospect of dream vacations and a fraction of the cost through a Holiday Inn representative. Little did we know we were being severely ripped off. The initial hour-long presentation turned into a grueling four-hour ordeal filled with pressure and incomplete information. Hidden fees and our right to cancel were conveniently omitted.

    Despite declining several times, we were coerced with false promises of profitability and belittled for not providing our children with extensive Disney vacations! The constant ringing of a bell and fabricated urgency further manipulated us. All smoke and mirrors with Holiday Inn. The reality of our timeshare ownership didn't align with the promises, at all. Booking vacations became a nightmare of insufficient points, forcing us to purchase more points repeatedly. The pandemic worsened the situation. Despite being assured of “deeded property”, we couldn't stay anywhere during Covid while still making payments. When travel restrictions eased, the resorts were either inaccessible or drastically deteriorated. The once-reputable brand of Holiday Inn has been tarnished by their lack of honesty and decency. I urge anyone considering a Holiday Inn Club Vacations timeshare to beware and avoid this heart-wrenching and financially draining experience.

Since becoming owners, my wife has passed and I cannot afford this solely on my own income with everything else I have to pay – I’ve reached out to Holiday Inn Club Vacations informing them of this, and they are forcing me to remain financially responsible, and I cannot take on this burden anymore. They only care about the number of deals they can close; they don’t care about how this affects people’s livelihoods. You’re just another dollar sign to them!     My experience with Holiday Inn Resorts was HORRIBLE! Mostly due to misleading sales tactics & a significant disconnect between promises & reality; and despite declining their offers multiple times, the sales staff persisted & resorted to deceptive tricks. I was never provided with necessary documentation such as the rescission period or a truth in lending document. I was trapped & pressured by an intensive presentation resulting in an ill-explained & predatory contract. I was shown an enticing video featuring luxurious beachfront hotels with the assurance that these accommodation would be available to me as an owner.

    The pressure to make a purchase intensified with more than 2 persons joining the pitch. I was shown a villa but the actual resort I stayed at was far from what was advertised & resembled something you could book online for $79.00 a night. To add insult to injury I was not allowed access to the entire resort area amenities. My stay was underwhelming and fell far short of what was advertised. Attempts to seek clarification & resolution were met with deaf ears. A paid new owner orientation intended to shed light on my purchase was abruptly cancelled due to unforeseen circumstances due to the pandemic. The lack of transparency became evident when I discovered the exorbitant mortgage payment of nearly $300 a month & over $900 annual maintenance fees.

    Holiday Inn Resorts timeshares has been marred by misleading sales tactics, unfulfilled promises & a significant disparity between what was advertised and what was delivered. I strongly advise potential buyers to approach these timeshares with caution and conduct thorough research before committing to any agreements. You're better off at a regular hotel! This isn't the investment they described..,This is an expensive RIP OFF!!!

    I would give zero stars if possible. Holiday Inn Club Vacations is effectively a scam. After getting sucked into a "short survey" following a stay with an IHG property for rewards points, I was "offered" a vacation package at one of their resorts. And by offered I mean it was a high pressure sales call where I was given basically no chance to do any research and suckered into signing up. This package included a "2 hour tour" of one of the resorts as part of a timeshare sales pitch. After finally booking our stay, they screwed up our reservation more than once, failed to ever communicate anything with us without us calling them multiple times, and more than once implied my wife was too female to understand anything.

    We finally did some research only to find how their "2 hour" sales pitch turns into an entire day being effectively held hostage until you pay your own ransom by buying a timeshare. I'll note here that in their original sales call for the vacation package they made a big deal out of how you're supposed to get paid for the tour, because what actually happens is they won't pay you until you sign up. After having our entire package "accidentally" modified to a different week at a different location, we had had enough and canceled the trip.

    When I called to cancel, the agent tried to slip an additional "rebooking fee" into the cancellation because he assumed I'd be rescheduling the trip. After I said to cancel the package multiple times. Please be very cautious with this predatory company. Their entire business is built on one of the worst industries already as a timeshare company, but their sales agents are all awful as well. I really can’t tell if their agents are stupid, or really that monstrous. Do not get suckered in; avoid at all costs.

    I am very unhappy and disappointed with Holiday Inn. They exhibited willful negligence and intentionally deceived me. Everything from the very start was a ruse. The 90-minute presentation I was invited to was actually a very high-pressure 7-hour-long sales event. The salespeople refused to let me leave no matter how many times I said no. I was promised luxurious vacations and financial savings, but all I have done is throw away money. I was also told that I would not have to pay any maintenance fees or taxes. Another falsehood. This is probably why they rushed me through a 40+ page contract in 10 minutes. If they let me read it, I likely would have caught the lies then. Recently, I wrote to the CEO of Holiday Inn to explain everything in more detail and ask to be let out of my contract. Unsurprisingly, I haven’t heard back. Not only have I been conned, but the company clearly is also okay with it. How is this legal?

    Holiday Inn Club Vacations is a scam from the moment you first hear from them. It starts like this. After recently staying at a Holiday Inn I receive a phone call thanking me for my recent stays. Also, I am told they have noticed I have been staying at their properties more recently and that they have a program for new customers like me. For $249 I can stay at any of their resorts. While there I must participate in a Marketing Presentation that lasts 1-2 hours and at the end of that presentation I will be handed $149 back.

    So, when I go to make the Reservation at the Cape Canaveral Beach Resort I am told that I will need to pay an additional $399.01. When I question why I need to pay more, I am told because the initial $249 is only good for a reservation at the Hotel, NOT the Resort. I then say “If you are trying to sell me the Resort, why would you put me in a Hotel?” The response was dumbfounding! “We will take you to the Resort and do a tour to show you the facility” I decide to stay at the Resort for the additional $399.01 thinking when I get the $149 back at the presentation it will still be worth it, as it would cost me about $500 for a mini vacation.

    The day I was scheduled to hear the Marketing Presentation I receive a phone call telling me that because of where I live I am not eligible to participate in the HICV program. I was both thankful and relieved as after staying at the resort I would never go to another Holiday Inn Resort and neither should you. After being at Disney and Sheraton Resorts, Holiday Inn is so inferior to other properties that I could never imagine going back. In the end it was a $650 expense, but it wasn’t worth it. From the outset it was a lie since they had no intention of putting me in a Resort. I am just happy I am done with them!

    Our experience with HICV timeshares was extremely unpleasant. We were subjected to persistent and forceful sales tactics and were deceived about the potential investment opportunities, inheritance benefits, and global access that were promised to us. Unfortunately, we were misled into purchasing a timeshare and were faced with limited availability of resorts and hotels. We were charged an exorbitant interest rate and were not provided with important documents that were necessary for our understanding of the agreement. Over the course of six years, we were only able to use the timeshare once and ended up paying a total of $27,856.89. We are now requesting that our contract be terminated and that we receive a full refund, but the scam artists at HICV refuse to even acknowledge us. Save your money and book the resorts online and avoid their presentations at all costs.

    Holiday Inn Vacations Club is beyond corrupt, it’s not even funny. They kept me in their sales meeting for 5 hours and pitched several “benefits” I’ve come to learn are not true. For starters, I couldn’t even get my contract that day, it took a couple weeks to get it because they mailed it to me – I was also told that part of being an owner with Holiday Inn Vacation Club, I’d be able to access Disney Resorts, Cruises, and Theme Parks, for a discounted cost, which isn’t true either, because you still have to pay full costs to access anything Disney related. I’m sure Disney would find that extremely interesting to know this fraudulent company is using their name to lure people in and profit from their good name.

    They said that this would pay for itself, and it’s incredibly easy to sell points, none of which is true. They also failed to inform me that the maintenance fees would increase yearly, so how is it even legal to withhold so much important information? I want my contract CANCELLED like yesterday. I want nothing to do with Holiday Inn Vacations Club, and I will never use a property owned by them again!!

    I was invited for 2 hour introduction to Holiday Inn Club Vacations. The person that explained everything in about little over 2 hours (total time was supposed to be 2 hours). I thanked for explanations but that preferred not to buy something with 16.9% interest and on top of that still would have to pay annual maintenance fee and reservation fee. She explained her manager needed to sign off on it before we were supposed to leave.

    Then the problem started that we should be and would not want to hear no. He was completely ignoring my wife’s and my reasoning at all. Just told what do you expect being invited to a sales meeting. We told him we work with a professional sales organization. But he kept going on and we left, we felt sorry for person that did the introduction and wanted to write review for her. That was denied including the promised gift etc. Because we should listen more to him. So we told where to put the gift and went for nice late lunch after 3 hours. Never go or participate in any of that club vacations and even thinking to cancel my 20+ years with IHG.

    We are a family of military veterans and it disgusts me reading reviews online that Holiday Inn has scammed other veterans as well, perhaps we are a targeted group of people for defending this great country? Holiday Inn told us our points will roll over if we don’t use them in a particular year. However, when it came to the end of the year, we assumed our points accumulated since that is how it was sold to us. WRONG, they were nowhere to be found. So, when we called to ask, they told us they do not roll over our points unless we pay a fee. So why do the salespeople lie about this? To get our money? Why lie about all the fees that we would find out about later?

    I’ll tell you why…so they can use YOUR points that YOU paid with YOUR money so they can rent them out online to every travel website and take OTHER people’s money. One thing I have learned about Holiday Inn since being an owner with them is that they will do anything and say anything to get a sale. Be warned and avoid them like the plague!

    When it comes to timeshares, avoid Holiday Inn Club Vacations. My experience with them has been an absolute nightmare. It all started with a deceptive cold call offering a 2-night stay for $279, which seemed like a great deal at first. However, once we attended the 1-hour presentation, the pressure tactics began. This wasn’t our first time at a presentation like this, but this one was bad. The salesperson tried to convince us that a timeshare with Holiday Inn was a “lifelong vacation solution” and showed us enticing destinations and benefits. But when it came to discussing the numbers, the initial offer was ridiculously high, and we of course promptly rejected it.

    Instead of respecting our decision, the sales team continued to push us, offering lower prices, and making false promises about building our credit and profiting from real estate. After hours of intense pressure and manipulation, we reluctantly signed a contract, thinking it would be a cost-effective way to vacation. Little did we know that our troubles were just beginning.

    We soon discovered that the availability of dates, locations, and points was extremely limited. The promised flexibility and options turned out to be a mirage. Desperate to salvage something from this debacle, we ended up paying a fee to transfer our points to IHG, but we lost a significant portion of their value in the process. Throughout the year, we were forced to pay for vacations out of pocket because our timeshare proved to be utterly useless. The financial burden keeps piling up with monthly payments, maintenance fees, and hidden membership fees!

    To add insult to injury, when we attended what we were told was a member update, the meeting was just another round of sales pitches and false assurances. We were coerced into signing another contract, with no transparency about the total cost after years of interest and fees. The promised benefits never materialized, and our points fell short once again, leaving us feeling betrayed and deceived. Every attempt to get this resolved has led nowhere. This whole experience has caused immense stress and negatively impacted our mental health.     Holiday Inn timeshares are a scam. We attended one of their presentations for a “free” vacation which was anything but free. We endured hours of different salespeople applying high pressure and misrepresentations to coerce us to purchase into their program. After saying no and asking to leave 3 different times, a 4th salesperson came to the table we sat at to tell us their product was an investment and would increase in value over time. We were also told there were no other fees or expenses except the loan they were offering but as we found out later, there are all kinds of fees, not the least of which is the annual maintenance fee that never goes away. They also told us we could use our points at any Holiday Inn property, which is not true.

    We were told the resorts were private but later found that we could book units for much less than it costs us as “owner” on dates and at locations that were not even available through our ownership. We have had this thing for 7 years and have only been successful in getting reservations with our points 2 times, yet we try many times each year only to be told nothing is available. Their customer service is non-existent, and they have totally ignored our requests to make this right. Holiday Inn is not a company to be trusted!

Silver Lake Resort and Holiday Inn’s sales staff conspire together to con hard-working people out of their money. Buying a timeshare with them may have been the biggest financial failure of my life, but the decision was made based on the assurances the sales staff provided…which were lies! Everything my wife and I saw and heard during the presentation sounded amazing... If only any of it were true. Thus far, we have paid almost $10,000 for the timeshare and have not been on a single vacation. So much for easy booking and luxury vacations. Then I found out that the property is not as exclusive as we were told. Anyone can book a room without owning it, and for much cheaper! This is completely absurd!

    We had gone on a vacation in 2018 where we stayed at a Holiday Inn. The only reason we stayed there instead of the hotel we always stay at is because our travel agent found a cheaper price. AT no point were we ever informed about the mandatory meeting we needed to attend to keep this rate. We were also given the wrong room so we should have taken that as a sign to leave. The only reason why we attended the meeting is because the employees had bribed us with a $200 cash in exchange for our attendance.

    During this meeting, they attempted to sell us many packages, including one that cost more than both of our salaries combined. Absolutely ridiculous. Since they were not taking no for an answer and will not let us go until we had purchased something, we decided to pursue this real estate investment. We were told our purchase would let us vacation 4 weeks per year, that we could use it at any resort in the United States, and even exchange our points through RCI to travel internationally. To our surprise, it was all bald-faced lies, from a shady company that employs shady people.

    My experience with Holiday Inn Club Vacations has been nothing short of a fraudulent scam. Despite being promised vacations around the world through a timeshare package, my family and I have not been able to book a single stay in the FOUR years since we signed up. We have been paying monthly payments and maintenance fees but have received absolutely nothing in return. During the sales pitch, we were promised access to exclusive Holiday Inn resorts, which turned out to be untrue as we found availability and cheaper prices through third-party websites. We were also sold on the idea of accruing weeks for extended getaways anywhere in the world, but this has been completely undercut by the lack of availability at any destination. We have attempted to reserve spots at various resorts eight separate times, only to be met with lame excuses.

    We were never informed of our legal right to rescind the contract or given a public offering statement, which is necessary for a “real estate” transaction. To add insult to injury, the maintenance fees have continued to rise despite our inability to utilize the timeshare. We have tried to sell back our membership but have discovered it's not possible. We have demanded the immediate termination of our contract! This company seems to have mastered the art of selling phony timeshares, they promise vacations around the world but deliver disappointment and an empty wallet! They don’t deserve a single star rating - in fact, they should be given a rating of negative five!!!

    Holiday Inn Club is a timeshare scam! My wife and I were tricked into attending a presentation at the Orange Lake Resort in Kissimmee, Florida. We were promised a quick, 1 hour presentation, but this has become a never-ending nightmare. We were treated horribly by the salesperson, who was rude and pushy, insisting that we take the tour even though we had no interest in purchasing. We foolishly agreed to the tour, not realizing that it was a trap! Afterwards we were stuck in an office for over four hours while a team of salespeople swarmed around us - bombarding us with lies. They promised us that the timeshare would be an investment that we could pass down to our children. Ha! Little did we know that there are no positive returns on this "investment", and that our children would be forced to take on all the hidden fees and mortgage payments.

    They boasted that access to Disney World would be an ownership perk and we could rent out the unit for extra income. These were all lies! It was all just a marketing ploy. After hours of intense pressure to make a purchase, we caved and bought the smallest package available. We immediately regretted our decision and tried to cancel, but unfortunately, the sales manager and quality assurance officer were nowhere to be found. We made dozens of calls and sent countless emails, but they ignored us. For nine years, we've been stuck with this timeshare, paying outrageous hidden fees.

    We've attended numerous "owner update" meetings, which are just high-pressure sales pitches in disguise. It's been a constant reminder that we were defrauded and taken advantage of. If you ever encounter anyone from Holiday Inn, I urge you to walk away and never look back. Do not fall for their timeshare scam. Save your money and spend it on a real vacation, not a nightmare that lasts for years!

    Holiday Inn Club timeshares are not what they say they are and I urge people not to give them any business or money! My family has had a timeshare with them for the past 20 years, and we have been incredibly disappointed. We have spent thousands of dollars and only been able to use it 5 times in all that time. It is so incredibly hard to use and finding available time is almost impossible. Even when we do manage to book something, the accommodations are not up to our standards.

    On top of this, Holiday Inn Club has been constantly changing the rules without informing us. We can only stay at one resort unless we pay extra fees, never had to do this before, promised anywhere in the world essentially. Now not true!!! We just want to get out of our timeshare as soon as possible and discourage anyone from buying one - it is simply not worth it! The amount of money and time my family has wasted on this purchase is devastating. Please take my advice and avoid a timeshare purchase with Holiday Inn Club. It has been an incredibly frustrating experience and we wish that we had never entered into the purchase agreement in the first place.     We had high expectations for our stay at Holiday Inn Club Vacations, but all we got was disappointment. Nothing that Holiday Inn promised us turned out to be
    true; they lied about having a personal assistant to help with booking, and there wasn't even anything available when we needed it. The points we got for our

    vacation stay were too few for what we had to pay. All the requested items weren't available when we stayed, we couldn’t even get a basic hotel crib. The resort amenities were not even open or accessible. What is the point in buying into a vacation spot if it is nothing more than a dingy dirty room? Plus, their timeshare was way too expensive for the poor quality that they offered - it wasn't luxurious, easy, or affordable at all.

    We are so fed up with our experience at Holiday Inn Club Vacations, and we can't recommend them to anyone. Stay away from this place if you want a pleasant vacation experience! It's just not worth it. We don't have anything good to say or good memories of our stay at Holiday Inn Club Vacations; it was nothing but lies and disappointment. Don't be fooled by their false promises – you deserve better. Avoid Holiday Inn Club Vacations all costs!

    After spending over $15,000 (and $19,000 in maintenance fees alone) with Holiday Inn Club Vacations, I wish I had a better experience to report. Unfortunately, I have been horribly disappointed by them. I’m sure that as a widowed senior citizen, I was seen as an easy target for the salespeople to pawn a timeshare off. During the sales pitch, this sounded like a great opportunity for easy and affordable vacations. If only I could foresee the nightmare to come.

    Eventually, I found that everything I was told was completely fabricated. The option to refinance for a better interest rate is non-existent. No bank will even CONSIDER refinancing a timeshare. Now, I am stuck with nearly $70,000 in debt, rather than the $36,000 purchase price I agreed to. Then there was the potential to MAKE money by renting or selling my points. Again, untrue. There is no way that this is an investment as the salespeople claimed. All of this MIGHT be tolerable, except I cannot even use the points! Availability is extremely scarce. The main place that intrigued me was Panama City Beach, FL, yet I have never been able to secure a reservation there, no matter how hard I try. I am tired of dishing out money and getting nothing in return. If any other type of company had this business model, they’d be shut down!

    I can't believe how disappointed I am with Holiday Inn Club Vacations. We fell for their smooth talking and promises of luxurious getaways, but it turned out to be all lies. They promised us the world, but their timeshare is a complete waste of money. We demand an immediate release from our contract. First of all, they boasted that we could travel to any destination and stay at 5-star hotels. What a joke! We couldn't even book a decent hotel using their service. And to top it off, the meeting we attended lasted hours longer than they promised. I can't believe they wasted our valuable time like that.

    On top of that, using Interval International or RCI was a nightmare. It was more complicated than solving a Rubik's cube blindfolded! And even after all the hassle, we found that their timeshare actually cost more than if we booked online. It's a complete rip-off! What's worse is that there is never anything available when we need it to be. What's the point of having a timeshare if we can't even use it when we need it the most? We feel completely cheated and want nothing more to do with Holiday Inn Club Vacations. Overall, we are extremely dissatisfied with our experience with this company. They made promises they couldn't keep and we demand to be released from our contract immediately. Do not fall for their smooth talking and false promises. Stay away from Holiday Inn Club Vacations!

    If Holiday Inn workers approach you and ask if you want to be entered in some sort of contest to win a free trip, DO NOT DO IT! It is a thinly veiled way to lure you into sales meetings and pressure you into purchasing a timeshare. This is exactly what happened to me. I was approached by someone at a festival who asked me if I wanted to enter a contest for a free trip to Las Vegas. Sure, that sounds amazing, but all that has led to me being lied to, losing over $10,000, and being stuck in a lifelong contract that never ends. It is outrageous the measures these people take to lure you into their trap. If this is not illegal, it’s a very fine line. I fell for their tactics and scams, but I want to do what I can to make sure that this does not happen to others. Stay alert and far, far away!!

    While visiting the Holiday Inn in Las Vegas, I was offered tickets for a comedy show in exchange for sitting in a sale for an upgraded timeshare. I was told that if accepted, I could return to my credit union and apply for a refinance for my timeshare. This was not true! The young lady attempted to sell me another timeshare with 2 mortgages and when I would not consent to the upgrade, the young lady demeanor begins to change and I could sense the attitude the saleswoman begin have. I did not walk out but was given the tickets with attitude.

    The Holiday Inn Club Vacations does not have your best interest and they would stick you with as many mortgages as they could sell to you. I decided to give back my timeshare and in exchange for doing that, they reported a foreclosure on my credit report. My account went into Nov 2018 and according to the Nevada law, will remain on my report until Nov 2025. My timeshare was resold according to the Nevada court records. Holiday Inn Club Vacations I would not recommend at all. If you buy a timeshare, this debt could carry over to your beneficiaries if you pass.

    Silverleaf, now Holiday Inn Club Vacations, offered us a complimentary trip to Hawaii and Disneyworld in exchange to sit through a 90-minute presentation. Little did we know they lied about it being a presentation. It was actually a sales pitch that lasted nearly 4 excruciating hours. We declined their offer so many times, but they refused to let us leave without purchasing one. They told us these resorts were exclusive for members only. They are definitely not. They are open to the public. They also stated we could sell back our timeshare to them. This gave us a sense of security in case we did not like the purchase, which is why in the end we chose to go through with this purchase. That was a lie once again. They also told me I can refinance my loan to lower the percentage of interest. Now we are stuck with an interest rate of 17.9%???? Crazy how they have gotten away with this sort of thing so easily and from the looks of their review ratings across the board, they continue to scam more and more people.

    If you are offered anything from Holiday Inn TELL THEM NO!! We went into a “short” presentation expecting 30 minutes in exchange for a dinner reservation while vacationing in Florida. Holiday Inn’s salesmen held us hostage there for over 2.5 hours harassing us with different offers. We told them no we could not afford it and got ready to leave. Then we had two people at our table pressuring us to buy even though we repeatedly told them NO. They broke us down and kept at it until we agreed to something just so we could get out of there.

    None of these salesmen explained the maintenance fees or the fact that they increase like crazy over time. They will probably tell you you can use it whenever you want, but in nearly 30 years we’ve used it maybe a handful of times. You are so much better off booking on regular sites or using Air BnB! They charge all kinds of surprise fees if you want to change your week or go somewhere different. We don’t even owe on it anymore, yet they drown us with maintenance fee on something we haven’t used in over 8 years! The only thing that would make us happy at this point is if they took it back!

    We noticed right away that the condos we used weren’t in the best condition. The furniture was worn down, broken hot tub, and floors were scuffed. It didn’t appear that our maintenance fees that continued to increase were being used for maintenance. When we were rarely able to use the timeshare, we were continually harassed to come to a presentation meeting, so they can pressure us into wasting even more money. The maintenance fees are now almost $800 and we don’t even use the timeshare anymore. This has turned into a huge financial burden and we are tired of wasting money that we don’t have to waste. We have no desire to even use the timeshare because it is such a hassle and we were unable to enjoy our stays when we did. We are ready to end our time with Holiday Inn and be free of this financial burden.

    Holiday Inn has a lot of stones charging SOOO much money for a timeshare when they accommodate guests in run down filthy, bug infested hotel rooms. One of my stays I was awaken early in the morning by a pest control company knocking on the door in shock because we were not supposed to be there because the room is infested with bed bugs. They took us to another room, and a few hours later I was cooking, and noticed I has WELTS all up my arm. The next morning, they had gotten bigger, made my body very swollen, and had become unbelievably itchy. When I had called someone at the hotel to ask for a medic, I realized all they had were basic bandages and if I wanted to see if it was an allergic reaction, I would need to call 911 and go to the hospital and pay for it out of MY pocket. After 5 months, I still have scars from the bites, ALL 167 of them.

    After all of this, Holiday Inn has taken OVER $10K of my money for a timeshare that is not up to par, and they are still expecting me to pay $27,000 more. On top of the hotels being DISGUSTING, I have been scammed into upgrading my contract. One salesperson even had the gall to say the reason I get put in their dump rooms is because I don’t have high enough status and I need to buy more points. NO ONE SHOULD HAVE TO STAY IN THOSE ROOMS!

    Holiday Inn kept us captive in their sales meeting for well over 4 hours and did not make us feel as if we could leave until we purchased something. We purchased a timeshare package that was NOTHING like what they told us it would be. They also left out many crucial points that should have been made before we signed. Later, we found ourselves in another one of the meetings, because we were sent a yearly assessment of $500 to pay. There we had found out what we initially purchased was worthless and we needed to add more points. This did not help either. We received another yearly assessment but for over $3,000. At no point were we ever informed the yearly assessment would increase, and definitely not by $2,500.

    We were sold on the fact this was a private resort, but if that were true, why are we unable to make a reservation 100% of the time like we were told? We have attempted to make reservation 5-7 times and have only been successful getting a confirmation ONCE! They didn’t disclose the interest rate on the loan and they certainly never mentioned that we had 10-days to legally cancel the contract. Holiday Inn has lost ALL my trust.

    Holiday Inn has scammed us into purchasing a timeshare and because of their sneaky ways, they have forced me to document everything that has been said. This should not be the way a big company should make you feel, especially when you are paying a small fortune and not receiving much in return. Our initial purchase was for 100,000 points in September 2021, and we were told we were going to be traveling to all the beach locations we wanted to visit, but when we looked at their website there wasn’t anything available where we wanted to go. In July 2022, we were told upgrading to another 200,000 points would help us get to travel to all the amazing beach locations, but low and behold we were duped because there still are no beach vacations we can travel to as there is never availability.

    We have been lied to so many times that it has forced us into getting everything in writing. They kept vital information from us that should have been disclosed. They kept the recission period and the extra fees a secret from us. We attempted to cancel and during that time they stalled the process until we had passed the recession period and only responded to our attempts the day after that period expired.

    If you are currently an owner with Holiday Inn, DO NOT upgrade because it will NOT solve your issues. If you are not an owner with Holiday Inn, count your lucky stars and never accept any type of offer, otherwise you will be roped into a high pressure, deceptive presentation and they will scam you into buying their worthless timeshare.

    Do not buy a timeshare with Holiday Inn. Pay no attention to the “free” stuff they offer. As an active-duty soldier in the US military, I was drawn to the travel options that the sales agents described in the presentation. What you actually get is nothing like what was promised. The whole thing is a scam. They pestered me and my husband for hours, describing their timeshares as a wonderful way to travel for less. If you want the most complicated and expensive way to travel, then Holiday Inn is the best option. Nothing is clear; the room inventory is horrible, and they constantly break their promises on the things they offer. They lied to us when they said that with a 40,000-point plan, we would pay approximately $150 a month, fees and additional costs were not taken into account.

    At the sales presentation, after hearing all the lies they successfully deceived us into agreeing to buy. We began to sign the contract and that's when the sales agent rushed us through the process. We were already exhausted from hearing them sell the timeshare for several hours. Details of actual cost and loan information were overlooked because they rushed us and only focused on the positives which while sounding great were non-existent. Had the information been presented to us clearly and completely, we would never have agreed to purchase a Holiday Inn timeshare. If the sellers weren't so pushy and fraudulent, we never would have gotten entangled in this useless timeshare. They never told us the period we had to terminate the contract and that the authorities should investigate the fraudulent sales tactics they use.

    We have a list of multiple violations that occurred when this was sold to us, and we plan to take this to the authorities and possibly seek resources and legal assistance from the military. Not only are they doing this to military families but to other innocent people as well. It’s shocking to see that they are getting away with this sort of predatory and unlawful sales practices.

    Holiday Inn applies the worst pressure you can imagine from any sales presentation you’ve ever attended! Their sales reps are like robots and don’t comprehend certain words…like NO. I told them NO to their offers somewhere between 15-20 times. Every time I said NO, they would drop the price and tell me the offer was only good that day. I don’t travel often, and money is often tight, so I was not sure that this was something that made sense for me to purchase. I asked if I could take a day to research this opportunity and they said that this was a one-time deal. They would pull the offer at the end of the day, and I would never see an investment opportunity like this again. I felt that I had NO CHOICE but to say yes and that was just so I could leave. WHAT A JOKE! I can’t believe I fell for this scam. They are exactly like how everyone on review sites describes them…don’t fall for their lies and become another number like me!

    If you already have a Holiday Inn timeshare, I hope you find a way out. If you don’t, take this as a warning and NEVER do business with them. All they have caused me is stress and financial strain by lying to my husband and I. We were manipulated from the get-go during the initial presentation. The salespeople noticed that I was pregnant and essentially told us we’d be bad parents if we did not take a deal that would provide dream vacations for us and our child.

    After being promised luxury vacations, I have been incredibly disappointed. Everything is booked, there is little to no reservation help, and money is just being thrown away. When I have voiced my concern, the only option is to throw more money at the problem and buy more points but then the cycle just repeats. We were talked into buying Signature points which would also cover our annual maintenance fee, but in reality, it only covers about $250 of it. Telling us we could refinance the ridiculous interest rate was another sales ploy. I cannot find any reputable financial institution that will help with timeshares. Every time I turn around, I uncover another lie.

    I have been a loyal customer to Holiday Inn for nearly 10 years, and unfortunately I have become disappointed in the company they have become. They lied to my face. Told me things like converting my units to Holiday Inn from Orange Lakes would increase the value of my “investment”, give me better access to locations, weeks, and units, higher rental income, etc. These were all lies because nothing about this is an investment and I have little to no access to anything because there is no availability. In 2019, they decided to raise my maintenance fees $4,000. All I wanted was a sampler package yet the staff lied to me and manipulated me into purchasing something else. I now want nothing to do with them.

    I visited a truck expo in Dallas Texas and put my contact information in for a chance to win a car in 2013. I was contacted and told I won and had to drive to Conroe TX to pick up my prize. When I get there it is a timeshare facility at the time called SilverLeaf Resorts (Orange Lake Resorts/Holiday Inn Vacations). I sat there for hours mentally fatigued waiting to get my car. By the end of everything I was exhausted ready to go home and not thinking straight and was informed I had to purchase a timeshare in order to receive the car. I mistakenly agree to buying a timeshare thinking a car was guaranteed when I should have realized it was all a lie to lure me there and I enter the next office where I'm then told I'm not getting a guaranteed car but a scratch off card with the chance to award me a free car after I finalize the paperwork for purchase. I do the scratch off and did not win the car and I'm sure it was never a prize on it.

    At a later date I get called in about purchasing a second timeshare. Not realizing I was scammed the first time I return to Conroe TX where I was told the second timeshare is valued at 100k and I would be getting it at a steep discount because I would be paying off the unpaid balance of the mortgage that a previous customer defaulted on. Both timeshares are for week 8. It's a white season.

    Another lie they used to convince me to purchase a second timeshare was the fact they said I would qualify for the Diamond Club Bonus which would allow me year round usage. I finally tried to use the Diamond Club bonus in Vegas during the summer of 2022 and I was informed by Holiday Inn that I can only use my diamond club perk during the white season. I'm stuck with paying double maintenance fees monthly. I want to sell them both. If I can't I'll walk away and they can rot because I'm being extorted for a product that is not worth what I was told by the timeshare sales agents. Please HELP ME.

    This is my dad's favorite hotel brand because it's cheap and has free breakfast. But I will tell you you are getting something horrible for this low price as someone who has high expectations. First off it looks like they are trying to save money by making the hotel cheap by making it in theory ugly. I am saying this as someone who read a few books when I was a teenager about architecture because I wanted to study it. Because every decoration is for different styles. A super cheap way to make something pretty is just have one cheap style instead of spending money on horrible decorations that don't work together to make the hotel pretty.

    The food served at breakfast is the same as the lowest quality food you can find at the grocery store. They neglect any repairs that make do nothing but make the hotel prettier like repainting stretches in the wall. They oftentimes close breakfast early and checkout earlier. I heard that working at Holiday Inn is not a good job therefore they don't hire the best staff although they can still solve most issues. I had issues with the staff that I didn't expire at other hotels.

    Holiday Inn Club Vacations, as we are finding out, apparently has a long and predictable history of misrepresentation. We have reached out to their CEO for some relief from this toxic relationship; however, we have heard nothing thus far in response to our plea. We recounted our experiences, including claims related to: “This is a real estate investment”, gaining “Full access to Disney Resorts”, “Exclusivity and Availability”. Meanwhile, we endured what we consider to be personal violations including the utter rudeness of Salespeople who went to great lengths to ensure that what we were presented with falsehoods regarding additional “benefits” that equate to our Children being the “benefactors” of what turns out to be a horrible mistake on our part…Trusting Holiday Inn Club Vacations.

    One area that we were particularly misinformed about was the lie that our kids could use the timeshare after we died. They left out the part where they would be forced to inherit this mess and pay the outrageous maintenance fees–that are rising every year–just to use our membership. We have tried repeatedly to book vacations but have discovered that there is seldom any availability. Even if there is availability on third party sites like Hotels.com and Expedia, there is no availability for timeshare “owners.” Exclusive? What a joke! Just do not engage with HICV.

    My relationship started with Holiday Inn Vacation Club is probably pretty “stereotypical”, while vacationing with my family, I fell in to the “just one-hour” presentation, a hard-core sales pitch. Four years later, I’ve never been able to use my timeshare and I am doing nothing but paying more fees than ever. From the get-go, they hit me with fees that were never disclosed and still have not been explained. A lot of these fees are for maintenance to a timeshare I don't get to use due to a lack of availability. It was never explained to me that even if I didn't use the timeshare, I would still have to pay the maintenance fee. To make matters worse, this maintenance fee keeps going up every year! I have paid thousands in maintenance fees since I was manipulated into purchasing this timeshare in 2018.

    It is cruel that Holiday Inn Vacation Club manipulated and lied to me into making this purchase and that I should continue paying, especially after everything that was sold to me has proven to be a mountain of lies. I don't think that I should continue paying thousands of dollars a year due to a grift run by a greedy corporation that trains its employees to deceive, pressure, and bully customers into purchasing timeshares. I’ve paid more than $8,000 for ZERO vacations, I don’t think so!

    Don’t waste your money, don’t believe the lies, don’t even give Holiday Inn Vacations the time of day! My wife and I have been stuck in this timeshare nightmare since 2019 and it’s made the prospect of vacationing miserable. All the promises made were false. Every reason we bought into HICV turned out to be bogus. The contract signing is designed to hide the lies told by sales. Each time, we were sped through the process with no clue what we were really signing because we trusted what the “experts” told us.

    Unfortunately, we do not own real estate as we were told. They also said the value would go up and the timeshare would be easy to sell. NOPE! I’ve looked online and people are unloading their timeshares for a single dollar! We haven’t even been able to use it since there’s such limited availability. We have essentially been throwing money at a company for nothing. Worse yet, they won’t cancel our contract!

    Holiday Inn Club Vacations, Orange Lake or Silverleaf, by any other name would be simply Scam. One would think it would be easier to talk to someone to resolve an issue that started in 2013. However, it is practically impossible to figure out who to talk to about our issues. THEY, however, have no problem reaching out for payment. I have been extremely disappointed in the lack of professionalism and unethical sales practices that these collective companies utilize. To say these timeshares are a money pit would be a kindness, not deserved.

    The costs have only risen as the quality of service has significantly worsened. They misrepresent their own properties abhorrently just to make a sale. I once stayed at the Holiday Inn Club Resort in Orlando to visit Disney World and learned that to use any of the amenities that drew us to this hotel you must pay an additional fee…even as owners. When I signed up, I was told that this resort had water parks, beaches, and fishing all available to owners for free. This simply isn’t the case.

    I am 66 years old, and I am tired of being lied to and taken advantage of by the Orange Lake staff. The last time I stayed at one of their resorts–the Canyon Lake location–it was infested with fleas. I was told that I couldn’t be moved until the next day. My entire family canceled their trip to visit, and I have not stayed with Holiday Inn since. I want out of this scam.

    Someone tell me why we have a contract with Holiday Inn but cannot use it to take vacations? Let me explain: I have a monthly mortgage payment and an annual maintenance fee payment but have to go into my pocket for additional fees whenever we take a vacation. I was told they would assist me in renting out my property for additional income…What they really mean is they will give you the phone number to an expensive advertising agency to assist you which leads to more money out of pocket. They tell you the maintenance fee won’t increase, but they have every year. They promised Holiday Inn will buy this back – but they won’t, that was one of the primary reasons we purchased. Lastly, they tell you this is a sound real estate investment - I totally disagree…It’s nothing more than debt.

    Why do people buy Holiday Inn timeshare? I believe the only explanation is the salespeople intentionally overvalue the product, lie to hardworking people about availability, tack on an endless amount of fees without disclosure and use unethical and dishonest practices to convince people to buy.  Could you imagine how many timeshares would be sold if they told the truth? LOL, zero, zip, nada!

    If you get an offer from anyone, connected to Holiday Inn Club Vacations, keep on walking. I have long utilized Holiday Inn as one of my choices for work travel. Over the years, we had been successful in declining their timeshare offers that did not work for our family. When we got the opportunity for a mini vacation to Lake Tahoe in 2022, we jumped on it, as we were happy to have the opportunity to travel again post-pandemic.

    Upon arrival, we were told we needed to attend a 1-hour presentation which turned into a hard-core sales pitch. Then came, what equates to a shell game, with a fast-talking Salesman and his Manager who introduced us to the following series of LIES. 1.) A “foreclosed” unit, cheaper than the other available units. 2.) It would increase in value, and we could sell it at a profit in the future. 3.) HICV Resorts are PRIVATE and only accessible to Owners. 4.) We would have special access to Disney Resorts and Theme Parks. Somehow, we ended up purchasing.

    We walked out of there feeling like we were just taken advantage of, and we didn’t feel it was a pleasant experience. A few days later, we decided we should cancel immediately. We called the Tahoe team; it was THEN that they informed us we were too late and only had 5-days to legally cancel. They never told us, and it wasn’t until I scoured the contract and found it on page 25 of a 72-page contract that they completely glossed over. We have also come to realize that when they took our driver’s licenses, they ran an unauthorized credit check. We have never used the timeshare and based on the lack of availability and the thousands of reviews online complaining about lack of availability, we doubt we’ll ever get a reservation. We are FURIOUS!

    Holiday Inn Vacation Club’s despicable behavior has left us speechless. One would think that turning down a $400.00 per month obligation would not land us with an even bigger bill, but it has. When we turned down the first offer, they asked us what we could afford. That led to HIVC to offer us a small package that required a 1.4k down payment – to which we again declined. So, again, they continued with very, very irresponsible practices that just must be illegal.

    They simply omitted telling us about the… credit card they opened with a 29.99% interest rate without telling us, just to get the down payment:

    Overall, we were greatly misled regarding this purchase. If ANY of the financial details were shared with us, or even highlighted during the contract signing, we wouldn’t have made this awful decision. We requested time to think about making this purchase but were told that the deal would only last for a short period of time. They are simply high-pressure salesman who could not care less about lying to John Q Public.

    After 2 years of ownership, over $7500 in mortgage payments, and $2000 in maintenance, and never being able to book a vacation, we have not been provided any satisfaction for our hard-earned money. We are upset with ourselves for falling for the sales pitch. This was sold to us as a real estate investment and would increase in value. It is much like a car, as soon as you walk out the door, the value decreases. We were told this is a private and exclusive ownership with the Holiday Inn Resorts, yet anyone can go online and book a room. Availability is non-existent, we have not been able to secure a reservation of any kind. I would not recommend Holiday Inn to my worst enemy, well actually...I might!

    Sneaky and dishonest are the words that come to mind when I think about the experience I’ve had with HICV. When they took over Silverleaf, they used it as an opportunity to get me to upgrade my timeshare for “more access”. Nothing that was offered ever came true. The biggest irritation is that salespeople convinced my husband and I that we’d make money with a HICV timeshare, but all it’s done is cost us money- including the $900 fee we paid to TRY to get rid of it!     I booked 2 nights at Holiday In, Winter Haven Florida due to evacuation of mobile home just before Hurricane Ian. Did this online, received a confirmation with the hotel rate. I, then decided to ADD one more night just in case. Received confirmation and the rate. I checked into the hotel which was busy due to hurricane customers. Clerk handed me a paper to sign, which I did assuming that was part of the checkin process. Stayed 3 nights, checked. Asked for a copy of my bill. Checked bill when I got home against the email confirmation and discovered $61.00 more charged for room. Called the hotel, was told that because I "changed" my reservation the initial rate was invalid and I was being charged the new rate.

    The desk clerk NEVER informed me that what I was signing was an agreement to the rate change. I feel the hotel was taking advantage of the fact that people were in need of safe shelter during the hurricane and also took advantage of a 73 year old woman who was anxious and fearful that her home would be lost so I was not paying attention. The hotel itself mediocre. Bathrooom needed a cleaning, was texted AFTER I checked that there would be no housekeeping for my stay. Restaurant was ill equipped to handle the surge of patrons due to the storm. It took me 2 hours just to get more order taken, another 40 minutes to receive the order and when I did, it was the wrong order. Informed the front desk and what I got was a shrug and "Sorry."

    When I decided to go ahead with a purchase of a timeshare with Holiday Inn Vacation Club, I was told that I was making a real estate investment that would, over time, save me money, not become a financial burden. Oh boy, now I know this is not true in any way. I’m not sure if the salespeople are confused about what they are selling or if they do it on purpose. Because of their lies or ignorance at what they are selling, they have completely committed fraud and have been taking my money and giving me nothing but a headache in return. I am 67 years old and newly retired, and they have shown me no mercy or sympathy for what they have been putting me through. I have never experienced elder abuse like this before.

    Hey, Holiday Inn, I have a question for you. What is the point of owning and paying fees as an “owner” if any person can book directly through your website or other online travel sites? You have completely disregarded our letter, but instead highlighted multiple times to keep our account current. So basically, you want to make sure you are getting paid, and care less about us! To the people who currently have not fallen for the tricks and games played by Holiday Inn, do not fall for it. I have been a loyal customer for years and have paid all my bills on time. And you may ask, what do I get in return? A headache. Their timeshares are worthless, and they will lie to get you to buy. They always have a way to overcome an objection with dishonesty and paint an amazing picture of vacations for life, but in the end, it is devious and just a disguise to get your money.

    We have been patient with Holiday Inn. We were just waiting for things to get better in hopes that maybe Holiday Inn miscommunicated key selling points that swayed our decision to purchase and would do the right thing. They have not. I am disappointed with their ethics and how they treat customers like myself. We were told all these false promises and were just lied to about many aspects of a timeshare. They also never disclosed many fees that we have been paying them. Holiday Inn has made it extremely difficult to book vacations, get a hold of someone, etc. They can not be trusted. I have yet to hear a response from them regarding the complaint letter I sent to their executives. Our patience is running thin with their fraudulent practices and the disrespect. Please, take the time to step back and evaluate how you have been treating us. It is not right.

    Holiday Inn Club Vacations told us, when selling us our timeshare, that we can use the contract for discounted tickets to Disney and to stay at Disney Resorts for our kids. They convinced us we were making the best decision of our lives. Telling us we can take many vacations for less and even being able to resell our timeshare if we wanted to. Holiday Inn convinced us they were making our traveling dreams come true. Instead, they made those dreams into nightmares. None of the things they told us were true. The salesman lied about the purchase of this deal that was never really available, because we got something completely different. We got constant rising maintenance fees, no discounts to Disney, a VERY HIGH interest rate, no availability, etc. Holiday Inn LIED, and we intend to inform the South Carolina Attorney General so no other customers get screwed over.

    HIVC/Silver Lake has been a thorn in my side. I wish I never took them up on the free vacation that was offered. All I had to do is sit through a 90-minute presentation, so it sounded like a good deal. That is until I got conned by the salespeople. For over FOUR HOURS, my head was filled with dream vacations, perks, and benefits. All of it was a lie. I was so excited for the access to Disney Resorts, but that’s non-existent. I was told my family and I had access to a discount site for travel needs, but there were no discounts! All the airfare, hotels, etc. were cheaper on other travel sites. By far, the worst part is the 16.9% interest rate that I was told could be refinanced. Like everything else, that was a lie. That interest rate has DOUBLED the amount I agreed to pay. Then they have the nerve to increase maintenance fees on top of everything!

    We are here to warn you and tell you why we have no desire to maintain any sort of relationship with Holiday Inn Club Vacations. Here are our reasons: During the sales presentation for their timeshares, they would not take NO for an answer. We had refused their offer many times. When we expressed that we wanted to leave, they offered another price even lower than the one before. They apply an insane amount of pressure. We were never informed that we had a window of rescission. We were rushed through the contract process. Wish they had that urgency and rush during the presentation instead of keeping us there for 3 hours. We were told to skim the contract as quickly as possible to assure we were getting the best deal.

    We were told maintenance fees would never increase, when in reality, they never stop increasing. Even during the peak of COVID when traveling was not permitted, they continued to charge us. There are plenty of other reasons as to why we do not want any relationship with Holiday Inn. If Holiday Inn really cared for their customers, they would reply to the letter we wrote their executive management, but instead they continue to ignore us. Maybe this will get their attention!

    When Holiday Inn Vacations pressured me into purchasing a timeshare, back in 2007, I was convinced I was making a good decision. Boy was I wrong. They only talked about the good things that come with a timeshare, which eventually has unraveled into lies. I was never informed about the many fees I would have to pay, let alone how these fees increase ALL THE TIME. This year I paid a combined maintenance fee of $3,400. When I saw how ridiculous my fees were, I tried to rent it out, as I was told I was able to. Since it is deeded to me, they told me it was an option. WRONG AGAIN! All they have done was lie to me and I no longer believe anything these disingenuous people tell me. I have given Holiday Inn too many years of my loyalty and they are not able to do the same.

    Holiday Inn timeshares employ tricky people and provide a bad product! My husband and I got duped into a contract for a timeshare that has been a total waste! After being manipulated into buying this, we found out it was nothing like the salespeople described! We were told that for the number of points we bought, we could take 2 weeks of vacation every year. Since 2019, we have only been able to stay 2 nights at a hotel. If I just booked the hotel without the membership, it would have cost about $300, not the THOUSANDS that we are throwing down the drain!

    Their financial process is another thing. The salespeople spent MAYBE 10 minutes having us sign a contract, covered up the financials, then didn’t give us a copy. We had to wait until they sent the contract to our house. We looked at it and found out the REAL cost was TWICE what we agreed to. What’s worse is by then, it was too late to cancel. Now I’m stuck with this useless contract that amounts to NOTHING!!!

    This Holiday Inn Club company tricked me. At first an excellent service, everything very easy to solve. They book a tour which tries to sell their plan and they give you $100.00 cash back. But the problem is, if something prevents you from going on the tour, I want to charge you a fee. In my case they had charged me 285.00 and now they deducted another 630.00 from my card because I didn't go. I explained that my young daughter hit her mouth and cut her chair and cried all night and that's why she couldn't go. But so far nothing resolved and I'm leaving tomorrow.

    I want everyone to know about the harassment and deceit I’ve been subjected to as a HIVC “owner”. In 2019, I attended a presentation and endured HOURS of a pushy, aggressive salesman. His attitude got worse with every offer I turned down. If I knew everything I was told was untrue, I would have kept saying NO! I had no clue that I would have to get a membership with an entirely different company to stay at the resorts I wanted. There are additional fees to book trips, which was never mentioned. The resorts are not exclusive as I was told. You can get the same rooms on travel sites for far less! The “luxury” units that were shown are NOT what I’ve gotten. The one time I have been able to use my timeshare was in Orlando and I wasn’t impressed at all. It’s only a few steps above a MOTEL!!

    Deciding to purchase a timeshare with Holiday Inn Vacations Club was probably our worst decision. When we originally purchased our timeshare with these people, we were taken on a tour. This tour occurred in July in the middle of the day, so it was bloody hot. Side note, I am 71 years old and have type 2 diabetes so being in the heat is not good for my health. I expressed my frustration about the tour with the salesman, and he was so quick to dismiss my concerns and continued his spiel.

    We were told that we were able to book vacations anywhere with the points in our package, but when it came time to do so, the website said we did not have enough points to book a room. We even tried to book with affiliated hotels, and this turned out to be impossible with the number of points they sold us. Additionally, they promised us we would receive special discounts throughout the year. We have yet to receive any discounts. Why are we paying so much money for something we cannot even use? They lied to get us to do business with them.

    Holiday Inn Timeshares…How can I even start to explain the disappointment and stress I have had since purchasing a timeshare with Holiday Inn? I can start by warning people they employ slick liars as salespeople, and they just take advantage of people. We are a military family, and we take morals and honesty seriously and they make it very clear that they have no morals and no class. They did not let us leave till we accepted a deal; we knew we weren’t going to get out of there without accepting an offer. It truly is so disappointing how after declining multiple times, the salespeople they just wouldn’t stop, and they wouldn’t take NO for an answer.     Silverlake and Holiday Inn scammed me! I have had constant problems with them. When I was able to book a vacation, I was disappointed to find the “resort” that was booked looked more like a trashy motel! I stayed on the ground floor and had to use a chair as a door jam since the patio door would not lock. I cannot believe I pay maintenance fees for things to be broken and run down! After I could no longer travel, I told Silverlake that I wanted to sell my timeshare, as I was told I could. This is when I found out that the program I was told about doesn’t even exist. What’s worse is that’s how I purchased mine in the first place!

    Supposedly, I bought a unit from a man that also was no longer traveling. So how is it that this program doesn’t, and never did, exist? It’s all lies! The only other thing I could do is rent it… for a fee… with no guarantee of it really being rented… and all funds would be applied to the mortgage. I wouldn’t even see a dime! I have had nothing but a headache with this timeshare.

    I stayed for my official work at Bangalore Holiday Inn situated at Racecourse. I had my guest came to my room and I asked for empty dinner plates to eat the food which he brought for me. The hotel said they will charge for the empty plates & I was having no choice but to pay the charges for empty plates Rs. 185 including taxes. This is absolutely a loot and do not recommend this hotel.

    Holiday Inn Vacation Club timeshares are not what they initially sell you. Our family has had a horrible experience with their timeshares. What they told us at the sales presentation wasn’t all true and it’s been devastating. There were a lot of non-disclosures and misrepresentations that occurred, and timeshare ownership has not been what was promised. They promised a lifetime of lavish vacations which would include Disney properties, but it was all lies.

    There are fees for almost everything. If you want to stay at an affiliate hotel there are transactional fees. Points expire after a year despite availability being garbage. This is a far cry from the easygoing lavish vacation club experience that was promised at their sales presentation. It makes you wonder what the point of owning a timeshare really is. This entire experience with Holiday Inn has left us feeling duped. There isn’t a way to get rid of this timeshare and if they would have been honest with us from the start we never would have gotten tied up in this mess. My suggestion to anyone looking for a timeshare is to do your research and stay away from Holiday Inn Vacation Club!

    We used to be able to trust the name Holiday Inn, now we shudder with disgust. After using their hotels for years, they have lost all our trust. We received a call offering a “free” weekend vacation if we agreed to go to a sales presentation. It sounded like a great deal, so we went. We should have known it was too good to be true. The one hour we agreed to turned in to several hours of inaccurate information and numbers being hurled at us. Salespeople manipulated our emotions and used the fact that we wanted to save up to take our child to Hawaii after graduation against us. We signed on for a timeshare and booked our HI trip 10 months in advance. Because of Covid, we were unable to take the vacation. To date, we have not received our deposit back for this trip. Anywhere else we have looked to reserve a room, we cannot find availability. We are just throwing money away at this point! Thousands of dollars down the drain!

    Buyers beware! Holiday Inn Club Vacations also known as Silverleaf Resorts has no respect for active-duty military, veterans, and first responders. They will lie and take advantage of anyone. My family purchased a timeshare thinking that this would be a fair deal. However, they are full of false advertising, no availability, endless harassment, and worst of all maintenance fees that constantly go up. They’re a predatory company. They will bribe you with all-expense paid vacations to reel you in that never materialize. They will keep you hostage for hours on end making supposedly better offers every time you say “NO!”

    They will keep pushing and negotiating to get you to buy their timeshare. Be aware of the hidden fees. I found out that you are paying them all this money and not receiving all the benefits they tell you about. Be very leery. They will use any tactic to get you to attend even the promise of gift cards or electronics then revoke the offer if you don't upgrade or purchase. When approached I highly suggest walking away. They will bleed you dry.

    If you value your sanity, the last thing you should do is sign up with HIVC. My wife and I signed up in 2019 and have been horribly disappointed since. We had to deal with an extremely high-pressure sales situation and were not told the truth about what we were buying. Salespeople are really good about dressing up this product as a real estate investment. If we knew that we were not buying real estate, we likely would never have gone through with the purchase. The salespeople intentionally hid additional fees like maintenance increases, and fees to make reservations. They packed on the pressure by offering us deals that were only good right then. We had no time to think about what we were doing and were not aware that there was a 10-day cancellation clause in the contract. This investment has only become a financial liability! Holiday Inn salespeople only care about their commissions and putting hard-working Americans in financial ruin!

    HOLIDAY INN VACATION CLUB PREYED ON US!!! Yes, we were the fish, and the sales representatives were the blood thirsty hungry sharks just waiting to attack. The timeshare salespeople took advantage of us, they truly don’t care about anything but the money going into their pockets. We attended a sales presentation only because it was one of the conditions of the travel offer.

    The 90-minute presentation was way over 4 hours and filled with extreme pressure to purchase a timeshare. WE SAID NO MULTIPLE TIMES! We were not interested in making this purchase but because we were pushed, and the salespeople got more aggressive, we agreed. We regret this so much, it all sounded amazing, until now that we found out the truth, but this has no doubt has been the biggest mistake of our lives. The fantasy dream vacations they promise is just a hoax. DO NOT FALL FOR THE MISLEADING SCAM. Just know once they open their mouth, 90% of the information is completely dishonest.

    My review of Holiday Inn Vacations Club is not a good one. They lied to me and my wife about the benefits of having a timeshare with them. They have consistently misled us about everything. The maintenance fees increase EVERY SINGLE YEAR and you’re stuck with them for life. Our timeshare with Silverleaf was paid off and we were happy with it but when Holiday Inn took over, things became terrible. The Holiday Inn sales staff snookered us into “upgrading”. They told us that our timeshare was practically useless if we didn’t buy more points. Since Holiday Inn took over, exclusivity was thrown out the window. Non owners book reservations and owners are often left with no availability.

    Don’t trust their “owner update meetings”. It’s all a scam to get you to upgrade and pay more. They have shifted their focus to pushy and aggressive sales. They won’t take no for an answer! We want out of our timeshare, and they won’t offer any real solution!!! What an awful way to treat longtime owners. Contrary to what they say in their sales pitch, this is not an investment! Their deceitful sales practices have the potential to really become a big financial burden and that is something to be extra cautious about. My suggestion to anyone reading this is to AVOID HOLIDAY INN as much as possible. Don’t fall for the high-pressure sales or the fake perks!!!
