    Trying to secure legitimate rental in Phoenix AZ area. Continue to receive what may be bait-n-switch responses from some prospective owners/managers. Need reliable source. Not able to contact anyone running site; however, it appears they are not really looking out for the consumer. This site may be encouraging theft. Plan to research a bit more.

    After renting a villa through VRBO, we filed a review of our stay which was negative, but accurate. We had to produce paperwork evidence of our stay (cancelled check, signed contract, etc), which we did. The owner claimed we never stayed at his villa - a blatant lie, but VRBO sided with him to our unbelievable dismay and the review was never published. Now we find out the villa owner has a criminal record and was just arrested again for impersonating a police officer and solicitation.

    I reached out to VRBO twice now asking about their policy on representing owners who are criminals. NO Response, not surprising. My 2 observations: RUN from doing business with VRBO, they will always protect their interest and side with the owner on a dispute. If you still want to proceed, do a simple background check on the owner. We would never have rented this villa had we known this owners criminal past. VRBO has no integrity with their policies.

    Tom and Pat Doss. Owners of Rockys Run Getaway Listed on VRBO - Me and 5 friends rented this house for our annual Lake Anna Memorial day weekend trip. Pros: house is Beautiful with a capital B. Amazing views and the home itself was very clean. For boaters you are roughly a 10 min. boat ride from Lake Anna Marina. Cons: At 9:15 am on Monday, our check out date, the owner comes into our rental. Does not knock but lets himself in demanding to know why we are still here when check out is in 45mins. Yes, we still had the place for 45 mins. The 6 of us all were yelled at and talked down to for 45 mins by both of the owners. Real professional. The owners are rude people. Everyone in our group was between 25-30. We did not trash the house in any way.

    Tom was very, very rude to all of the members in our party. Calling one "redhead" also telling her that "You need to start being honest with me" and "you really disappointing me". Talking to us like we are his kids. His wife threatened to call the police on us for using a hot tub that he never said we could not use. I was shocked to find a "R" Rated picture of his wife stuck in the first page on the guestbook. Again Very professional. It ended with him demanding more money from us. The couple that owns this beautiful is a joke. He really ruined our weekend and mislead us the entire way. He strongly inferred we had access to the entire house using phases in emails such as "This is the first time we have rented the entire property to one renter before".

    I could go on and on about his horrible communication and hidden fees that have been publicly posted about. At the end of the day they are rude people. I have never been talked down to like that in my entire life. I will never do business with this guy ever again. I would like a written letter apologizing to me for your actions. Bottom line if you are a group of young adults don't stay here.

    I had very much the same experience as April of Warington, PA (below). I paid a deposit for my reservation and paid for their "Carefree" insurance. I then got an email from VRBO saying the property was no longer listed and was not available. They were "investigating". Only thing from them after that was that nothing is covered by the Carefree insurance. Try to get your money back from your credit card bank. Well, I didn't need to buy your fraudulent insurance to do that. The 1 Star rating supposedly means I am "Angry". Well, I'm a lot more than that. How about adding a 0 or negative star for companies like VRBO/Home Away. The Carefree insurance is a complete fraud--they only pay off if they feel like it--but what does this say about the rest of the operation. I certainly would never do business with them as a renter or owner.

    I own a vacation property that I have listed on VRBO. I pay top dollar for the listing so I can be "listed at the top of the page." In the past 72 hours, I have had 3 customers tell me they have been unable to pay by credit card. They receive an error message. I called VRBO customer no-service line and they tell me it's a problem with the customers' credit cards. Hogwash! Their solution? Have my customers call them, wait 10 minutes or more for someone to answer and then they will process the card by hand. What terrible service!

    Do not rent from Glenn ** and "House of Dreams". He represents himself on VRBO as the owner when in fact I looked up the owner of the property we were considering in public records and another owner was listed. Additionally, he tried to rent us a "cancelled listing" by offering us a discount, but at the very last minute told us by phone that there would be some construction on the property. When we declined to rent under these terms, he called me all kinds of nasty names (whiny, greedy, etc..) and sent me a very unprofessional and alarming email. He is bait and switch. Beware!

    I rented an apartment in Paris, France, through the VRBO site for last April 10-19. We paid the full rent amount that was required by the owner in advance, by bank transfer to an account under the his name. My husband and I were having a family reunion with my daughter and her family because they live in Italy. We arrived to Paris from Mexico City and went directly to the apartment's address, at 4 pm. When we arrived, we asked the manager of the apartment building for the person supposed to be the owner, ROBERT **, with whom I had been in touch for at least 2 months by email.

    I am fluent in French. He said emphatically he did not know this person. I showed him the pictures of the property listing #513846 and he said there was none in that building like that. We waited for two hours, thinking it could be a misunderstanding with the time, and I kept calling to the telephone he had put in his page of VRBO, BUT IT WAS A FAX. He assured me on his last mail a few days earlier that he had received the money, would be expecting us at the building and show us the place and give us the keys. He was even going to have a cot or crib for the baby, my granddaughter.

    A French young lady that lived in that building tried to help us calling the phone number again and again. She then called with her mobile to the VRBO HEADQUARTERS explaining the situation. VRBO said they would call us back to my mobile in an hour and that they would try to contact the owner. They never did. About 2 hours later, I called them again and they put me through to the security department. They just said there was not much they could do at the moment but that they would send me an email with other apartment options in Paris, that we would have to pay. This French lady was great and she helped us find a hotel to spend the night. We were in the street with our luggage!

    We arrived to the hotel and I called VRBO again and they did not have anything to say, except they were sorry this was happening, that they checked all the owners before accepting their properties and that they would find out what had happened. A day later, they sent me a mail saying that I should send them some documentation for them to see if there could be a reimbursement of not more than $1,000.00 US. We paid for the apartment 1,800.00 EUR, PLUS the hotel for two nights, PLUS the new rental for the second apartment because it was holiday and we did not have anywhere to stay. The new rent was 2,600.00 EUR and we did not have another choice, it was last minute rent.

    We also went to the Paris police to make a formal complaint of the fraud. We have the police declaration. We just returned home from our trip and yesterday, I spent all morning trying to send to the email address a Martin from Security HomeAway which is supposed to be the same company, all the documentation required but I have not been able to, the server rejects all of them. I have sent several mails asking for another email address and a phone number to be able to talk to him, but up to now I have not received a reply, nor by email, phone, etc.

    This situation was a real nuisance and also was a terrible economic impact. We had to spent much more money, we were robbed and VRBO IS NOT RESPONDING OR ACCEPTING ANY RESPONSIBILITY. We need a full reimbursement of our money because it is supposed to be a serious and trusting site and company, but they are not responding as expected and as they should, honoring their name and user's trust. This was our first experience with VRBO and will be the last one.

    If I could give this a negative star, I would. I recently went through VRBO to rent a property at Bonnet Creek, in Orlando, FL. After sending complete payment AND paying for their "so-called" rental Guarantee and protection, I was notified 11 days before our trip to Disney by VRBO that the property listing has been removed and not to send any more money to the owner of the property. After several communications with the owner, who informed me that the money in Escrow was being refunded to all renters from now to the end of the year AND that that VRBO and HomeAway withdrew the rental property listing.

    NOW, the owner of the property (timeshare owner) Bonnet Creek (refuses to acknowledge our reservations), VRBO (who EVERY financial transaction and communication has occurred through) are denying responsibility and VRBO will NOT honor my Rental Guarantee despite the fact that I am in exactly the position it is supposed to defend. NEVER go through VRBO. The only thing I can suggest, because they are such a ** company, is to ask the owner to contact you personally to set up all rental agreements and have a lawyer look it over first. And forget about customer service, they are rude and belligerent and will feed you a thousand lines of BS a mile wide. Big run around with no resolution.

    We list our rental condos on VRBO from 2009. VRBO worked perfectly first few years: good website, good Customer Service, a lot of Customers for us. But from the December 2013 VRBO has changed their search system and I, as the Owner who did NOT sign up for VRBO/HOMEAWAY payment system, have no Customers from VRBO anymore. I did not sign up for this system for the following reasons: 1. VRBO has NO Responsibility for deals between Owners and Travelers by their TERMS and CONDITIONS. 2. Now I am working directly with another Processing Company and I am responsible for any transactions. Plus, Money comes to my Bank on the next day. 3. My Customers can contact me at any time if some thing incorrect. From the other hand my Processing Company can contact me if they think that some thing wrong. In this case I will fax them the Rental Contract signed by Guest for proof the transaction. All very simple!

    In addition I have to say, I accept all major Credit Cards including American Express and during all these years have NO any disputes or Complaints. People who prefer to book vacation rentals by clicking just one button "Book It" are in dangerous. It is good system only for Hotels. So now I made my personal website so we shall NOT depends from VRBO. Thanks.

    VRBO (Owners) is generally very, very good BUT don't trust them all. These listings "Infinity Bay Condo with Expanded Daily Breakfast Buffet Included!!!" #571740 and nine others ending in 42, 44,45, 46, 48, 49, 50, 51, 52 are not owner rentals but are hotel rentals acting as managers. There is no owner to deal with for your rental. Rent only from those that say "Owner Operated."

    I have booked about 10 VRBO listings and have yet to be disappointed. I don't discount some of the bad experiences folks have shared, and I'm aware that VRBO is just a listing service. Yet if you follow just a few guidelines to prevent being ripped off, you'll enjoy a great alternative to cramped hotels.

    1. Remember that VRBO doesn't manage property, it just lists property managed by others. The quality of your rental is dependent on the quality of your property owner.

    2. Check out the property thoroughly and create a list of questions you want to ask about the property.

    3. Be on the lookout for scams and misrepresentations. If it's too good to be true, it's probably not true.

    4. Initiate a conversation with the property owner. Check out their profile and get to know them a bit.

    5. If you don't like the payment schedule ("all payments due in advance upon booking"), let them know and move to another rental.

    6. Insist on clarity about the arrangements, e.g., how you will get the key, method of payment, date of arrival, etc.

    7. The less you rely on just the online listed info, the better. Confirm as much as possible in communications with the owner, i.e., rates, dates, method of payment, method of check in, etc. The less mystery, the less the chance of fraud.

    8. Stay in communications right up until you leave home; if necessary, just reconfirm the arrangements.

    ***WARNING*** In all our years of international and domestic travel, I have never received such unprofessionally and vicious treatment. Common chit-chat emails with Beth ** of St. John Guest Suites will be manipulated to her favor. BEWARE: If you book with St. John Guest Suites, and Beth agrees to a certain payment schedule, and you send your initial deposit with a tracking number (as per their contract) WHICH SHE CAN TRACK HERSELF, then you make all your air, car rental, VRBO insurance, etc., and you are proactive on tracking the deposit but see that it has gotten snagged by the post office and alert her of same and then you proactively advise her you are working with the Post Office for resolve, SHE WILL STILL CANCEL YOUR RESERVATION WITHOUT GIVING YOU THE OPPORTUNITY TO SEND ANOTHER CHECK.

    Some quotes from Beth: "Your reservation is.. frankly a pain in the neck, etc.. I am running a business not a charity. You are welcome to show this to the USPS to claim your $50 insurance policy because you lost out on your reservation." She may even take license on how you spend your money or your personal finances. Terrible people and management skills!!!! ***WATCH OUT***

    I've used VRBO with good luck in the past. I've lived in Santa Fe before and even checked out the casita on Zillow - the purchase price was low - which should have been a red flag - while the casita is true to the pictures, the neighborhood/block is totally sketch/ghetto/barking dogs/24/7. Can't believe the 5 star reviews are real. Plenty of urban grit in America but if you want a relaxing vacation chose a B and B and not Casita Soledad - won't use VRBO again - definite buyer beware mentality - owners don't have to be accountable if bad reviews aren't published.

    For the month of March 2013, my husband and I rented a house in San Miguel de Allende, Mexico using VRBO. Number 73526. The stove had a glass top which exploded first time we used it (extremely dangerous). The owner promised the house for the month of March 2014 and then proceeded to rent it to others without advising us. She has kept the entire $500 and not yet replaced the glass top over a year later. We found a solution for about $140 but she now refuses to answer our e-mails.

    We rented a condo in Orange Beach AL VRBO159581 and put up a $350 deposit. They kept $90 claiming that we soiled a twin bed sheet. We asked them to give us a receipt for the sheet and they refused. There is no way that that sheet was worth $90 and I am sure that with proper washing it was still usable.

    I have rented units from VRBO in the Cocoa Beach, FL previously with reasonable luck and service. However, unscrupulous owners have learned how to bend the system to take advantage of the customers, those trying to rent a unit via VRBO. I have used VRBO several times in the past. NOT ANYMORE. More often than previously, I have recently found that the owners do not fill in the calendars correctly and mislead the customers. The more desirous units are gone (maybe and maybe not) but are still listed as being available.

    Owners now seem to be moguls that have listings for multiple units, not owners with 1 or 2 real VRBO people as one would expect! This enables these multiple owners to offer other of their properties and keeps you tied to them while what the customer really desires gets rented from other sites. Their responses are delayed, etc. Also, the owners direct you to their sites where prices are not published and they can quote higher than VRBO.

    Customers have to keep records to cross ref units to ensure rates match between the owner's site and what was quoted on VRBO (classic bait and switch). VRBO has become a site to allow customers to be scammed. This is wrong! Also, VRBO has the weakest manner in which to police the owners. They are a toothless organization that basically is a front to less than scrupulous owners. If you read the VRBO disclaimer, it basically states the customer is dealing directly with the owner and is not responsible for anything. Shame on you! Why not list a place where all the internet scam operators work and present them a real and fair? No difference. Let the buyer beware!

    I used VRBO on the advice of my aunt, who has used them for years, to book a condo in Colorado for my honeymoon. I have to say it was a great experience. The site itself was very useful for really digging into a region, and narrowing down costs and amenities of the area. I was very nervous about using the site since I hadn't ever done anything like this before, but it all turned out well. As for the condo, it was great. I was able to email the owner of the condo we chose through the site and worked out time and rate. They sent the contract over, and I sent the money. Everything worked out well. Now anytime I look to go on vacation in the last year I have started by looking on VRBO first.

    VRBO would not publish this review! I need to post this everywhere. VRBO would not help or listen. My daughter and granddaughter rented this house for three nights and stayed one. One word. Roaches. We found 5 large roaches before we had enough and called the owners. We stayed one very sleepless night then booked a hotel. The owner was agreeable to giving us a partial refund for our stay. We were told it was the season (and then something about roaches being attracted to the pool - what?). I still think it is unacceptable for a luxury house rental. No one should have to spend a night listening to sounds of cockroaches. To date, he has not refunded our damage deposit. (We stayed in one bed and would not go even into the other rooms for fear of what we'd find.) I had to write about this experience somewhere.

    This would be for condo owner on 10th street, Vrbo.com, condo 477104. Word to the wise vacation home owners. This comes from a large business owner. When you sell your service, it's a good idea in order to make a sale to be polite to person looking to rent. This owner was rude and ignorant right from get go, then proceeded to yell at me when I questioned of how the lease worked. Will make sure this person does not rent to any of family or friends. Guess what, thousands of renters looking to rent... Why would we ever settle for ignorance and rudeness. Good luck ... and please look elsewhere.

    The owner for rental property ** took my initial deposit I'm February 2014 of 780.00 dollars for dates that were in June 2014. I cancelled my request 2 days after sending the money via Paypal. The owner did refused to refund the deposit and per the rental agreement she is required to return full refund if deposit if it is over 90 days before the dates home is rented. In addition the agreement states that it is in effect day of check in. Owner was upset that I attempted to retrieve my deposit through Paypal.

    Unfortunately PayPal does not cover vacation rental disputes. I tried to warn other potential victims using the posting review option on VRBO. Unfortunately VRBO does not allow this type of review because "I must have stayed at the rental property". VRBO prevents comments from consumers that can help other users fall victim to frauds and scams.

    I contracted to rent this condo in July 2013 for the entire month of February 2014. Two days before my departure for Miami, I learned that this condo would not be available and was the subject of a fraud situation on the part of the owner, Ryan **. I had paid the deposit of 50% back in July through my credit card directly to VRBO. About a month before my vacation I noticed that VRBO had issued a credit back to my card for the deposit. I called the owner to find out what was the problem and he assured me that my rental was still intact.

    Five days before my scheduled departure I emailed and called the owner, but he never responded. So two days before my departure I contacted VRBO Customer Service and they informed me that there was a case of fraud by the owner and that this condo would not be available to me. When I questioned VRBO about the credit that they had issued to my credit card and asked why they did not contact me directly to inform me of this fraud situation, they responded by saying that they had sent out an email to any one who had viewed the listing to warn them.

    I never received such an email, but more importantly since I was a registered renter and VRBO had all of my contact information, they failed to contact me directly. When I questioned both VRBO and their partner, CSA Travel Protection about reimbursing me for the premiums I paid for the Property Damage Protection and Trip Cancellation, they both responded that "fraud was not covered" and there would be no reimbursement. Since I paid these premiums through my CitiCard credit card, I contacted CitiCard and they issued me a credit and went after CSA Travel Protection.

    I lost no money on this entire "scheme", but I did lose my vacation and had to spend the month of February in the frigid cold of Chicago. Lesson learned here: Caveat Emptor - VRBO is nothing but "a middle man" or facilitator between the renter and the owner of a property. Their focus is not on the renter, but on the owner from whom they receive their compensation. Their other primary interests are their partners like CSA Travel Protection where they probably receive substantial compensation when you buy an insurance policy. Bottom line here - you are on your own!

    I rented #363362 in Puerto Rico, which was a home in Dorado Reef and paid the deposit for my client. Now, that villa does not even exist and the number #3633662 is the number for a condo this guy is trying get money for from others he plans to scam. I went to the Dorado Reef folks and found out he never owned that property and was not allowed to work in their complex. I am a third party in this and I want to get the money refunded to my client so we can book something else for him.

Regarding: Property #248063 - Casa de Duck - Georgetown Sands Road in Duck, NC. I had rented this beachfront house in Duck, NC for 1 week through this website in January for a vacation in May. I had paid half the cost as a deposit and the other half was charged to my credit card a few weeks prior to the reservation. This house was 8-bedroom which would accommodate a family reunion including family travelling from Florida and Maine.

    I was called by the owner the Wednesday before our rental (which was to begin on Sunday) - just 4 days - that they accidentally double booked us. They said they would find us a comparable house, but due to the fact that I was informed of the double-booking just a few days before our trip, there were no houses comparable with the same number of bedrooms and beachfront. The owners offered no compensation, and I never got a refund.

    Thankfully, I had purchased the rental through my American Express Credit Card, whose fraud department handled it and credited my card completed. However it was months before I received all the credits and I had to pay $1500 more for another vacation house that would accommodate my family. The owners promised to refund me, but never did; even after at least a dozen phone calls and emails.

    I contacted VRBO who would not do anything, as they claimed they are only a mediator and have no financial responsibility. BBB could not help due to the owners not owning an actual business. The owners stopped responding to me after the first response from them promising a full refund immediately. DO NOT rent through VRBO! You will save yourself a lot of aggravation. I ended up using Sun Realty who was amazing and you know that they will correct any problems immediately.

    Dirty, dirty, dirty. Emailed VRBO. Said I should have contacted them (I guess before cleaning up maggots??). I think they should have sent over a GOOD cleaning company and gone through the condo from top to bottom, end to end once they were notified. Can't quite sort out their policy. Garbage disposal quit and backed up and they were johnny on the spot to fix. But maggots in the living and kitchen areas and they don't respond other than to say sorry. The owner better get with cleanliness plan. Really wouldn't recommend this unit, even though great location, and has everything needed for long term stay. Who wants to live in filth? Want to make it very clear this has nothing to do with the Pono Kai. We have stayed there in other units several times, but always booked through Pono Kai and have been extremely pleased.

    I rented a condo in Waikiki, Hawaii. The pictures and description were good. When we arrived, we found that the Lanai and windows were not to be used due to scaffolding, concrete drilling from 8am to 4 pm and general concrete rehab of the building exterior was the reason! The only air we could get was from a noisy AC which had to be on 24/7. The furniture was worn, uncomfortable crap. The dresser and bathroom had broken drawers. The doors to the bedroom were broken and missing hardware. There was no water 1 day and no hot water another day.

    The rental agent admitted he knew of the problems but never bothered to have any repairs made. He said he did not know about he building construction and rehab. This is unconscionable and unacceptable. What kind of agent does not know what is going on in the properties he is renting? VRBO has done nothing and is now not responding to me! They will not put my bad review on their site! This is simply an awful company and will not help renters who have a problem.

    Perhaps when I sue them in small claims court, they will respond! KEEP AWAY. "Caveat emptor."

    I took my family to Arizona on a family vacation during the Thanksgiving Holiday and paid for a 7-night stay at this property. The house is nicely furnished with modern decor and appeared to be just like the photos. Upon inspection we realized that there were several things either missing, not as advertised, or just completely unacceptable. From the moment we arrived we had to be in constant contact with the owners and their property team.

    Two sofa chairs were completely unusable and a handyman needed to come to residence to fix them. We asked prior to renting if the bedrooms and living room had TV and cable as we have a teenager and 5-year-old and cable was going to be necessary. We were told that the master bedroom and living room both had cable service. This was not the case. The master bedroom had about 10 local stations and the service in the living room was so bad that we took video and sent to the owner upon our departure.

    Pool was filthy! There was dirt throughout the bottom of the pool and the top was filmed with pollen and bugs. My 5-year-old daughter was so sad that she was unable to swim. The owner came on Friday afternoon to skim the pool, however their ad showed photos of pool which included captions regarding pool service included in stay. When we brought this up, the owner sounded surprised that we would want to go swimming since the pool isn't heated and stated that it only gets serviced every 2 weeks. If I paid for it, I want it.

    Kitchen was missing basic equipment such as a frying pan, mixing bowls, serving spoons, pizza cutter or pizza pan/cookie sheets. The owner came by with some flowers and 2 bowls. Severe plumbing issues, toilets in both bathrooms were not able to be used. The seal was completely leaking water all over the master bathroom floor. The plumber came at 10pm and snaked through the roof for about an hour while our daughter was asleep. He told us it would be best not to use the toilets at all until further investigation and repairs could be made.

    There was an attempted break in while we were asleep and the police needed to be dispatched at 4 am. Super scary! Without plumbing we were forced to move to another one of their properties. While they were proactive in returning our phone calls and sending repair/maintenance people to the property promptly, I don't feel that by sending some flowers, a card, or offering a gift certificate to dinner makes up for the money lost in the bad vacation rental.

    VRBO.com, TIDEWATER BEACH RESORT, PANAMA CITY BEACH, FL - I have pictures of torn curtains, rusted patio furniture, and others that prove this condo is not taken care of. I have video of maintenance guy fixing the front door commenting on the years of rot in the doorframe contributing to the lock failing. I had to repeatedly try to contact owner for entry code and gate code. I have repeatedly asked for my deposit back for over three months, but owner will not respond. DO NOT STAY HERE!

    This place is great!! Jim, the owner, thought of Everything! Even the perfect Sunsets! The view from this place is a Killer View. Some people could walk to town, but we rented a Jeep, and the drive is within 5 minutes of Downtown, 10 minutes to the Park. We will be back to enjoy this fabulous villa. If you're looking for a place to have those memories of St. John's Island, check this place out. You won't regret!

    NOT AS DESCRIBED ... mainly because HomeAway listing for this house was obsolete/out-of-date, RESULTING IN MUCH CONFUSION!!! NOT PRIVATE, owners family members (including individual listed as a violent offender on the State of Montana website) stayed in basement, resulting in sleeping difficulties, as well as anxiety. NO LAND LINE PHONE ... GARAGE LOCKED ... HOT TUB 90 degrees, with panel door to the temperature control locked. POOR COMMUNICATION, requested to discuss issues with owners, was not granted opportunity to talk to owners. In person, elderly lady and her son (caretaker relatives of the owners) were friendly and helpful, and blessed us with some very nice garden produce. The HomeAway listing said four bathrooms, one was labeled PRIVATE and locked (so no good alternate master bedroom option upstairs away from basement noises). NOT CHILD FRIENDLY! Interior and exterior railing spacing too far apart. Very nice house, otherwise, be sure to do your homework!

    As a self-catering apartment's owner, I had the worst experience in my life with VRBO website. In the moment I have signed up paying them more than 500 euros, a new system called "quotable rates" was just introduced (in BETA version, full of bugs). Shortly, it was impossible to me to use VRBO: because of a bug in their system, my listing randomly switched from the old rates system to the new bugged one, and as a result no one of my potential customers could see the correct prices (meaning, the price I wanted to show them) online.

    The most incredible part of the story is that after tons of emails to the customer service, one representative of VRBO admitted via mail the BUG: Erinn, from customer service wrote to me: "I am escalating this to tech support. My apologies for the inconvenience. Thank you!" I wrote back: "And how long should I wait? And in the meantime I just stay on VRBO with incorrect prices... I paid for 1 year service, at least stop it while you fix my property." Erinn replied: "At this point the only thing I can think to do is to offer you a refund. Please let me know how you'd like to proceed. Thank you."

    As soon as I confirmed that I wanted my listing to be removed and the fee reimbursed, I have received the following incredible mail from VRBO. Sheryl wrote: "Upon review we have found that VRBO listing # ** is ineligible for a refund per the Terms and Conditions of the site". That is the most arrogant and unprofessional reply never had. Clearly I will not make a war for 200 euros refund, but I truly hope this post will help others that are possibly thinking to work with VRBO. I just strongly suggest them to look elsewhere. I would be happy to have an official reply here, but I guess it will not happens. I already tried in their forum community, and I my thread just disappeared!

    Penthouse Emerald Isle Fort Walton Beach #152300 - False/misleading. Kitchen only big enough for 1. Baking sheets/pans were "black" & disgusting. No mini kitchen on other side: dorm size refrig & micro on shelf in bathroom, coffee pot didn't work, no toaster. Dining room cramped. Could not use extra table leaf because we wouldn't be able to move. Towels were old & raggy. Sheets thin; no mattress pad on some beds. Bunkroom mattresses old; rug padding under one of the bunks; unused TV on floor in corner. Second door opened into the bunkroom!!!

    No glass walls as advertised; was sliding glass door and window. Windows were filthy. Only way to get to one of the balconies was through bedrooms. Building is ocean front; unit is NOT oceanfront as advertised. Many plugs didn't work. Light bulbs missing. Chairs old, rusty, broken. Air conditioning filter very dirty, paint, etc. stored on hot water tank. Washer/dryer not in unit: down hall, cost $1.00. We were mailed 3 keys; only 1 worked. DO NOT STAY HERE - FALSE ADVERTISED. NOT luxurious, NOT penthouse, No 180 degree views, NO glass walls, No 2 kitchens.

    Please use caution when using VRBO.com. All they really are is an advertising site. They do not verify anything about a property being listed for rent and they will not go to bat for you if you get ripped off by a property owner. My friend (see her complaint - Di from Portland) and I had a horrible experience a few weeks ago. My friend won an auction (spending $152.50) to spend a weekend at this house in Rockaway Beach, OR. Before she could even reserve her weekend, the owner demanded she send her a $75 non-refundable cleaning deposit. Now, this isn't unheard of when renting a private residential property but having paid that, it would be reasonable to assume the place would be spotless upon arrival.

    The owner claimed she paid someone $15 an hour to clean it. Now, this is either a fabrication or she is getting ripped off. Given how small the place is, for $75, I could have had it immaculately cleaned in five hours. We had to wash the sheets and towels because they weren't very clean; the owner left her personal items crammed in every drawer and closet and well as in the shower (yuck). Anyway, long story short, read my friend's complaint - heck, read all the complaints and then be VERY careful using this site. Also, the owner of the property somehow managed to get negative reviews of her property removed so you can't trust the reviews, either, unless there are dozens of them and, preferably, a lot of recent ones.

    This is my response to VRBO property owner, Lisa **, on her email about my initial review: First off, YOU had a similar review written by previous renters who noted the microwave wasn't working properly. Last I checked, a Pyrex mixing bowl is made of glass. I certainly know not to put metal in a microwave. Secondly, my friend was not lost. She called to inquire if I had picked up the key because she wanted to make sure I had arrived before she drove all the way out there (I don't use a cell phone). In no way was she lost or did she ask for the code for the key. Also, why is it YOU were able to call my friend back in less than five minutes but when I called about the microwave about an hour or so later, YOU claim YOU didn't have phone service!

    My friend took dozens of pictures and video documenting the condition of the property including the filthy mess beside/behind the nightstand in the back bedroom as well as the dead bugs and dust built up on the fake plants and other areas and the dirty rugs in the bathroom. This cottage is an allergy sufferers' nightmare and not because of it being "pet friendly" but because it's dirty and dusty and full of artificial fragrances. The cottage itself is packed full with YOUR belongings and since the bedrooms themselves are quite small, we ended up tripping over our luggage all weekend because there was no place to put anything away. YOU also leave YOUR personal items in the shower. That is like checking into a hotel room and finding that the previous occupant left all the stuff behind and housekeeping didn't clean the room.

    As for YOUR comment about me being "ungrateful", YOU donated the money to the Portland Mounted Patrol - 'not my stay'. I paid $152.50 to rent YOUR property as well as a $75 non-refundable cleaning fee. The cleaning fee is ridiculous considering the property was not very clean. My friend and I stripped the beds and washed the sheets and several towels because they didn't appear to be clean. (In fact, the sheet on the queen size bed had mildew stains. Again, this was photographed by my friend to document it.) If breakers are often times left OFF on vacation properties during fall/winter times because of STORMS, that come as you say EVERY week as you claim... then why was the front room, part of the kitchen and the small bedroom breakers on? Obviously, storms don't come thru every week, as it was beautiful last week and this week.

    I'm not giving you a break! You have not addressed the issues of what my $75 non-refundable fee was used for. I questioned on what it was for and you said it was for cleaning. The place wasn't clean! YOU have accused me of breaking your microwave, when I clearly have a witness of what I had in the microwave. In fact, the Pyrex stated for 'use in microwave', as I checked and even showed my friend. I was not disorganized on my dates. I questioned you on your dates on your VRBO calendar. As it never said Labor Day weekend was booked, until I kept calling about it. I have a co-worker who can testify to my calls to you from work. I won this auction on July 11th and was hoping to spend a weekend during the summer, but you claimed nothing was available until mid Oct. That was hard to believe since your VRBO calendar didn't reflect this. I had wanted to take my Mother for a warm day at the beach. However, that wasn't possible. Instead, my friend opted to go and drove from La Grande with a late start. You lied what she called about.

    Owner's response: So much for me donating my beach house to a charity for a stay! What an ungrateful guest! Things happen/break in vacation properties ALL the time. She is mad because she was charged a $75 cleaning fee to be used when she vacated the cottage, which was never included in the $250/2 night stay donation! She is mad because the toilet roll was too big and is single ply. (Seriously?) Common sense would tell you that I would NEVER want my sink to leak and for a guest to blow up my microwave because they put metal in it! The breakers are often times left OFF on vacation properties at the coast during fall/winter times because of STORMS that come thru EVERY week. She was approved for 2 adult guests to stay in the cottage for 2 nights, so I am unsure why she is worried about it being kid friendly.

    How much luggage could you possibly bring for a 2-night stay and what exactly needs to be provided to accommodate luggage? Both closets have plenty of extra hangers and space to hang clothing, so apparently she wants to move in for a 2-day stay. I kindly provide everything in the cottage that anyone would possibly need. Just like a hotel, I provide toilet paper, extra toothbrushes, toothpaste, razors, shampoo, conditioner, soap, etc. in the bathroom. In the kitchen, there are dishes, cups, pots, pans, silverware, etc so that people can cook anything their heart desires. I provide games, movies, books, CD's, etc. for everyone's entertainment. I'm not sure why this person finds that to a negative instead generosity. This is aptly named "cottage" in the ads and the pictures are exactly what you see in the property. The pictures on VRBO are updated regularly, so there is no one being deceiving. Don't rent a property that is called a "cottage" if you are looking for a LOT of space or for a butler/bellman. GO TO A HOTEL!

    Owner's response: This is an absolute ludicrous review!!!! You seem to be very ungrateful in not remembering that I DONATED your stay to the Mounted Patrol!!!! You were completely disorganized from the first time you called me regarding dates you wanted to stay in the beach house. Things happen in vacation properties ALL the time. Do you seriously think that I want my sink to leak and for you to blow up my microwave? (The repairman says you most likely put something metal in the microwave to break it.) The breakers are often times left OFF on vacation properties at the coast during fall/winter times because of STORMS that come thru EVERY week. You didn't even organize with your friend the address of the property before you went down there because she called me to know how to get a hold of you! As if I would give her the code to a house when I have no clue who she even is. Give me a break with this review.

    Initial review I submitted: Review #** - WOULDN'T RECOMMEND TO ANYONE! DON'T WASTE THE MONEY & NON-REFUNDABLE DEPOSIT! On arrival, couldn't turn on light in bathroom! Had to leave door open to use. Couldn't get paper off dispenser, roll too big for dispenser - 1 sheet dispensed at a time. Had to remove roll & dispense needed amount. Master bedroom light & clock wouldn't go on. Flipped plug surge cord & no light. Unplugged it & tried in kitchen & worked. Plugged back in bedroom, didn't work! Had to reset circuit breakers & got 'all' working in bathroom, master bedroom & kitchen. Couldn't put luggage/personal items in either bedrooms & bathroom. All drawers & closets full of owner's personal items & our items remained in luggage on floor. Tried to make dinner & use microwave & it blew up! Spewing black electrical smoke thru vents. NOT 1 smoke alarm went off! Smell made us nauseous & stunk up house even with all doors & windows open.

    Called owner 2x & no response! Had to leave & go to Tillamook Safeway & get end of day Chinese food. On using faucet, leaked so bad, flooding counter, under sink & floor. Called owner 3rd time & no response! Shower head/door leaked & floor was soaked. Master bedroom door wouldn't close due to hinge not secured & had to fix in order to put luggage on floor. Bed linens filthy/not made had to be washed before using to sleep in. Dishwasher dispenser cover came off when adding soap tab. We documented with photos all the above to include a bad review quote "Disappointing" from 9/7, that was torn from guest book, tossed in fire pit (not burned & dry).

    Noticed a negative review also has been removed from this site that was posted here 2 weeks ago. I really don't know how this place is kid/toddler friendly in house, as there are so many breakables on/in every nook/tables, countertops/open shelves, etc. No room for even 1 kid to play. Did listing photos accurately reflect rental's appearance and amenities? NO! Lacked any space for luggage/personal items, microwave blew up, kitchen faucet leaked/flooded under sink/floor, sheets dirty, slept in/beds not made, filthy behind bed, towels dirty, smoke alarms didn't work!

    Was property clean and well maintained? NO! SEE COMMENTS ABOVE! Was owner helpful in answering your questions or concerns? NO! DIDN'T RESPOND TO 3 CALLS! Asked in Aug what NON-REFUNDABLE DEPOSIT was for. Told to pay to CLEAN UP! It was NOT CLEAN or PRESENTABLE on arrival! Would you recommend this property to a friend or relative? NEVER! Not business professional at all! Feel all of deposit should be refunded! Cleaned it ourselves & had to leave to eat due to smell of burnt wires!

    In the past, we have had very good luck with VRBO and have been pleased. This last experience was horrible and we felt like we were misled. This house had been apparently abandoned and had not been kept up. We had to rent our linens from a company not provided nor were we told this. We found so many things in disrepair or against code. I tried to contact the owner to discuss and show them the pictures we took but to date have not heard back. We have not received our deposit back and we left it in better shape than we found it. Rental by owner is not rental by real estate company. They were not very transparent and it has put a very bad taste in my mouth. I feel real estate companies should not be allowed to use this site. I feel I am due all of my deposit plus some of the rent.

    We recently rented a property through VRBO for a trip to Destin, FL. The experience was awful and I would never want anyone to go through it. Take a look at these pictures and you can see how filthy the property was when we showed up. The carpet was stained and dirty, dust was hanging off the ceiling fans, curtains were stained with what appears to be vomit, and bird poop all over the balcony furniture. Also, the rental unit claimed to have wireless Internet access, but when we showed up there was no Internet. Contacted the owner immediately and he was very rude and refused to help us. His solution was for us to steal Internet from the neighbors. I asked him if he had recently seen the condition of the property and it turns out that he lives 600 miles away.

    We notified the owner we were leaving immediately and we filed a complaint with VRBO. The complaint included the pictures detailing the unsanitary conditions you see below. This is their response: "When we receive complaints, we encourage both parties to work toward a mutual resolution. We provide the vacation rental owner or property manager an opportunity to resolve the dispute by forwarding them the details of the complaint. Our procedure is to note both sides of the situation and closely monitor accounts that have had a complaint filed. As our site is strictly a venue for advertisement, we are unable to mediate disputes. To do so would violate our terms and conditions." Basically, they refuse to do anything. I contacted them again and they sent me the same canned response. Never use VRBO!

    We inquired on a property to rent in Rome, Italy from the VRBO site. I called the owner in Chicago, IL and left a message. When I didn't receive a return call I clicked in the email owner tab and inquired about the rental. I received an email back in a matter of hours from someone claiming to be the manager. After several emails back and forth, we decided to rent the condo in Rome. The manager sent us the contract and wiring instructions to secure the rental. We filled everything out and emailed back and wired the money to the account per the instructions.

    Two weeks go by and I get a call from the owner in Chicago apologizing for not getting back to me sooner, as she was in Europe and asking if we were still interested in renting her condo. I called her back and left her a message that we had been working with her manager and had wired the money per the instructions. She then called me back and said she didn't have a manager, that she handled her rentals and that she didn't have any record of my emails. She also said that her email had been hacked before and people had been scammed and lost their money. We are out $1500 and don't have a place to stay. I think VRBO has a responsibility to insure a safe and secure system for consumers. I believe VRBO should reimburse us for our loss. Please advise.

    I booked a cabin through VRBO.com in Galena, IL, which was a really well-planned scam. Apparently, the owner's email was hacked and the scam artists faked the entire booking process. VRBO seemed very relaxed about it, and did not seem to have any intentions of investigating the fraud. Scams happen quite often through their website and still they don't send out a warning email once you inquire about a property. They said that they will reimburse me for a portion of my loss, but I haven't seen a penny from them after almost 3 months. I put my trust in their website to organize my 30th b-day party and after letting all my friends know about it (they took off from work and made plans for a long weekend out in the countryside), I was left with no place to go to (all cabins were booked around Chicago area) and with no more money to do it.

    I recently called them and one of the representatives said that I will get a call back on Monday, but I never received any phone call from them. I also sent a complaint to ic3.gov and got no response whatsoever from them. It also took my bank (Chase) 3 days to put a stop on the wire transfer because I called after business hours. Really? In today's world, a bank like Chase cannot afford to hire someone to work on fraud alerts 24 hours? That's why these people get away with these kind of scams because nobody cares and nobody investigates it. Of course, they keep on doing it if they can get away with it, and nobody does anything about it.

    If I could give negative 0 stars, I would. Booked a 3 bedroom cabin in Big Bear for this past weekend for $650; total fraud. The money was taken out of my account almost immediately with no information on address, check-in time or access to cabin. Owner number listed on the site was not even correct or the same name...I contacted Home Away to try to find answers and they just give you the run around and I had to call 4 different phone numbers of the supposed owner...resulting in all the wrong numbers. Nobody seemed to care. No contact to VRBO either?? How is this site still afloat? The only thing that saved the day was Wells Fargo reimbursing the funds. I would never recommend this site or trust another one for those reasons either! BEWARE!!

    Last year, we used VRBO for the first time. We made a reservation and sent the deposit. Just before the holiday was due to start, the owner cancelled our booking as they decided to use the house. VRBO would not let me post a review to warn others as they said I had not stayed there. They weren't in the slightest bit interested or helpful. Fast forward a year and deja vu! We booked in January, booked flights from the UK, and weeks before we are due to start our trip, the owner cancels. No sign of my deposit being returned and VRBO ignore emails. Terrible company who don't keep a check on the owners. They only seem interested in taking money.

    I have been victim of a fraud scammer who charges her stay at your vacation rental with a stolen credit card then chargebacks herself after she leaves for the entire amount. Now, she did it again 3 months later for another $1,725. Do not accept credit card payments. It is a scam and the company will not aid in recovering your loss whatsoever.

    VRBO #402506 located in Dillon Beach, CA. This was our first bad experience renting from a VRBO listing. We have rented several homes/cabins in the past and were satisfied. This house was filthy. The furniture was ripped apart and stuffing coming out and all over our clothes, so we couldn't sit on any of the furniture. The towel rack in the bathroom was broken and hanging from the wall. Not usable for the guests towels. The picture frames and the arms of the chairs were full of dust and debris. The windows were so dirty, we couldn't see out of them and it is an ocean view property. The bbq area was out in back with weeds 3 feet tall surrounding the grill, rusty old propane tanks with old beer cans sitting on the tanks. No amenities what so ever. No soap, no shampoo, no lotions, no laundry detergent and they supply a washing machine. We had to make our own beds upon arrival.

    After a long days drive, unloading the car, getting my 93 year old mother up into the house via wheelchair, I did not feel like making BEDS! The housekeeper does nothing and we had to pay $100 for cleaning. She doesn't make beds, she doesn't do laundry, she doesn't do dishes (you must do your own of course), she doesn't dust obviously, she has never cleaned the bbq grill, so that too is non usable. There was leather pieces from the ripped furniture all over the carpet and got all over our doggies feet. This house is a dump. I took my own photos and if I could show them to others I am sure they would never rent this house! The house manager named Julie was a flake. It took her one week to respond to my email request of renting the house. After finally hearing from her, it was yet another week before hearing from her again. I needed to know confirmation as I am a caregiver and need to schedule accordingly.

    Last but not least, there was no cell service, no internet, no cable TV, and no landline. Julie assured us that we would be able to watch local channels. That was an out and out lie. No television channels at all, the TV screen was to be used for DVD only. They supply DVD's but they were all juvenile and cartoon DVD's. When we noticed the landline phone wires cut from the wall and the phones thrown down in a cupboard, we were nervous. There was absolutely no way of communicating for emergencies, in case there was one. If something would have happened to any of us while at that house, and no phone for emergencies, I would have sued the pants off the owner!!! I get home and the so called manager won't leave me alone. She continues to harass me with rude emails, because I guess she didn't like what I had to say about the house she rents out in Dillon Beach, CA. Wait until she sees all the reviews I am posting online. She won't like that either.

    We have rented several places from VRBO in the past year and both had been a disappointment either because they were not like advertised on their site and/or had major cleanliness issues. We had decided not to rent through them again until someone I knew said she had rented this fantastic place in N.C. that was reasonably priced, clean, and the owners were great. We looked it up and after contacting the owners about the availability of the week we wanted, signed a contract and sent in our deposit. When we didn't receive a confirmation and their website still showed that week available, I contacted them. I was told yes they had our signed contract ID and deposit information but would wait until 4 weeks away to run the deposit on our card as it's easier that way in case something were to come up but rest assured our dates were secure.

    I found this odd as according to the contract, both the contract has to be signed, I.D. and deposit cleared before you're confirmed . As we are caretakers of elderly parents, we have to make many arrangements when we go out of town including but not limited to other people arranging their work schedules and flying in to help while we're away so we made our arrangements accordingly. In the meantime, the dates still showed as available on their website. Yesterday, 5 weeks before we were to go, I received an e- mail saying there were family matters in another country and they would have to go there and not knowing how long they would be gone, they were going to have to cancel our reservation. I sent them e-mails requesting why if we got them the remainder of the money before they left the country since a housekeeper cleans before and after and keys are left in a lock box but all I got was, "It's a family matter," and, "I'm sorry." Now we're left with a mess to sort out.as it's prime time to see leaves change that month in that area and trying to find something that's available/reasonably priced will be almost impossible. Anyone renting from VRBO take heed.

    VRBO Listing #92014 Mountain Cabin on a Creek in Ellijay, GA - Tried to post this review and of course owners deleted it. Vacationers please BEWARE!! Review #** Nice Cabin but Lacking Hospitality and Privacy. I had to take some time to think before deciding to write this review, but I think sharing my experience to potential renters is important, especially when considering investing in a vacation that you want to be relaxing and peaceful. We are a very laid back family and it takes a lot to upset us, so it is unfortunate that I must share this experience.

    I will begin by saying the cabin is beautiful. Just like the other reviews, it is pristine and picturesque. The creek is stunning. It is very close to the road, but the water from the creek drowns out the sounds of cars roaring by. We loved the cabin. I came with my husband, two teens, and a two-year-old. It was a little tight with just one bathroom, but we made it work. There were little quirks with the place like the shower drain wouldn't drain, and I had to wash the towels and bath rugs because they were stinky. But this wasn't a problem and didn't upset us. We didn't get upset when we were awakened at 1:30 AM to move our car (we were never told where to not park), nor when they were painting the caretaker's cottage next door (painter was a sweet man), nor when the phones didn't work or the power went out... even when the stove broke, we didn't let it ruin our vacation. We stayed chipper and positive.

    What absolutely ruined our stay was the caretaker. He showed up at the cabin at 9:30 AM without even calling to let us know to expect him. We were all still in bed. He came in without a smile, as if blaming us for breaking the 15-year-old stove whose lock latch engaged and got stuck (not anyone's fault). Then he had my husband load the old stove onto his truck - all without so much as a smile or thank you.

    A few days later, again without calling, we come home one afternoon to find the caretaker has entered the cabin and was grinding the granite countertops, getting dust ALL OVER our things. Then he pulled my husband outside to tell him "The place is FILTHY" and "If my wife was here she would KICK YOU OUT." I was shocked! The place was not "filthy". The beds were not made, my 2-year-old had toys out, and upstairs the teens had some clothes on the floor, but nothing gross or dirty or spilled or nasty. I felt very violated. We didn't have a stove the rest of our stay. We were also blamed for a crooked fan blade that was 15 feet up. Who can reach that? Not any of us! I said, "Maybe ask whoever cleans your fans." Again he was rude, insinuating, and lacked any hospitality. We were so put off we left early.

    My family and two others planned a vacation at the Las Palomas Beach Resort in Rocky Point, Mexico this spring and agreed to a rental with owners of a condo through VRBO.com. While en route to the resort, I called an hour or two before arrival to confirm our condo check in time and was told we could check in early. I asked if the rest of our party could check in first since we were going to get in later and was told no problem. When we arrived our friends were waiting in the parking lot. They were escorted by the resort staff to their cars being told they couldn't check in till I arrived. Then when I checked in, the resort told us we couldn't get the room we had originally agreed upon with the owners. The owners were not available by phone to complain to them at check in. We hesitantly took the room as we really felt we had no choice.

    During the rest of the weekend, the owners were available once by phone saying they would get back to us to try to figure out what happened, which they never did. The resort nor the owners took any responsibility for this hassle and stress for three families that just wanted a nice vacation. What upsets me most is I tried to send in a review about this experience to VRBO, and because we did not stay in the room that we were SUPPOSED to get, we couldn't leave a review! So the owners get away with bad customer service and the resort gets to do whatever they want to their owners. Be careful with the VRBO reviews. They all have to be reviewed and cleared by the owners, and with that, you are never going to see the honest, poor reviews that come up.

    My husband and I rent our vacation home using VRBO's website. Several of our renters have tried to post very positive reviews of use of our home; however, each time the postings have failed. This results in our home not being showcased the way it should be on the site and loss of rental income. The people at VRBO have been of no help in getting this resolved, have insisted that our renters try posting multiple times, which they have. But still the postings have failed. It is hard to believe that the person(s) at VRBO in charge of the website cannot resolve this problem. It appears that they just don't care. We pay hundreds of dollars each year to list our home on VRBO. Unfortunately, there is really no competition for them or we would leave VRBO in a heartbeat. May do so anyway.

    1617 Cottage Cove Circle Cherry Grove, SC - We finished our VRBO week in beautiful, well appointed and furnished house. We left it in the same condition as when we first arrived. On Monday, I texted a couple of damages to the owner and informed him they were there when we arrived. He was aware of one and asked me to make an adjustment to the other which I did to prevent further damage. After returning home the owner called and said housekeeper informed him the carpets needed to be cleaned after our stay when in fact the carpets were stained when we arrived. He in as much accused me and my family of dropping food on the carpets creating the stains when in fact when we did eat there, it was at the table or on the porch.

    Our vacation included eating most of our meals at restaurants. Be aware, when renting this VRBO, to document and call owner immediately with even the smallest inconsistency i.e. crumbs on the floor, dirty towels remaining from previous renter, and in our case marks on walls and carpet stains. Provide pics. It's extra work but prevents a phone call after you return home saying the rental has issues which were your fault. Don't know if it happens to everybody renting this house or any other vacation rental for that matter, but it's a pretty good scam to withhold cleaning deposits and have your carpets cleaned and walls painted.

    I have had GREAT experiences with VRBO and because of those experiences, I have my own Vacation Home advertised with VRBO. I would say Buyer beware though.... There are several ways that funds can be transferred. I would say never wire money. I personally only use Reservation Manager through the VRBO website that has a guarantee of funds up to $10,0000.00 if fraud occurs. However, I have used PayPal with little problems as well and use it to pay my cleaning folks. As for the reviews being "fixed" so that no poor reviews show.... I can tell you that is NOT the case. Poor reviews (if you have stayed in the home) absolutely get posted. I can't speak to reviews that are not "real". I have many many reviews all 5 stars. However, some of my folks let me know via e-mail if something needs attention. I appreciate those e-mails. For some their VR is an investment, mine is purely a second home that I share with others. I love it!!

    My wife rented a vacation home in Gloucester, MA for the week of July 13, 2013. We were very excited about this as this was our first time renting a home. I was planning on joining the family later in the week as my work schedule prohibited me from coming up with them. On arrival at the home, my kids observed dead roaches on the floor in several rooms. The family dog appeared reluctant to walk on the grass which appeared odd. Later that night, about three hours on arrival, a roach jumped from the couch on my wife and my son and the family pet started breaking out in hives/welts. My wife contacted the owner who acknowledged that he had sprayed the premises with pest control products in advance of our stay. He seemingly had no concern that the pest control may have caused an allergic reaction in my son and the family pet.

    My wife informed the owner that she would be packing up and leaving and requested a refund at which time seemed to not be a problem. A few days later I arrived in our new vacation home (thank goodness) and contacted the owner about the status of the refund. He quickly advised that he had little intention of granting a full refund and suggested to me that the allergy to the pest control was our problem, not his. I contacted the local health inspectors in the City of Gloucester, MA who were great! An order to DO NOT RENT until inspected was issued and the rental home was never inspected for a certificate of rental dwelling.

    While I am pleased with the Health Department, the owner has failed to acknowledge the issue. He has not refunded our money and has been unresponsive to my calls. I also contacted VRBO to lodge a complaint and to date have not received any response. A demand letter has been sent to the owner (who lives in Canada) - we received a letter from him with a 150 US dollar check hardly close to the total dollar amount we are out.

    Sunbird condo, PCB, Florida - Unit was dirty when we arrived, old food in the floor, mouse droppings under the sink, bug debris in the kitchen drawers, dried food and dirty dishes in the cabinets, molded shower curtain. There were so many of the vertical blinds missing in the living room area that sleeping on the sofa bed was like trying to sleep in broad daylight, they were useless. There was construction debris, paint cans, etc piled up in the corner of the unit, the chairs at the dining table were falling apart, "art" work on walls was so faded you could hardly tell what it was, and it was broken, still hanging on the walls. Every time you open the dishwasher, it would fall forward because it was not attached to the cabinets. We had asked about being able to park a trailer with motorcycle on the property and the owner assured me it was ok, only to find out after we get there that the property does NOT allow any trailers.

    The owner tried to pretend that he did not know this when I called him, but according to the property management office, he voted on the rule. We were forced to rent a storage unit for the week to park the trailer. The linens were of very poor quality, and very few quantity, and NO kitchen towels. No washer/dryer but it is listed as one of the amenities. Everything in this unit looked like it came from the local goodwill or thrift store, used and tired. NEVER AGAIN will he get any of my money.

    I rented from 7/13 to 7/20 from Ms. ** - was suspicious at first because when I looked unit up the following week - VRBO had removed the listing - no reason given other than "she knew why and was working on it" - that should have been my RED FLAG. When we arrived there were 3 bags of dirty linen at the door - we called and they said housekeeper was tied up in traffic and would pick up. She arrived 4 hours later. Unit was okay - we did notice broken and shaky bar stools - cheap - but just decided not to use them. My Dad sat in his walker chair instead - and there was dust and sand on tile floors but that is not uncommon at the beach. We later found a pacifier and layers of dust under the beds. Did not find the BLOODY MATTRESS PAD until we were stripping the beds per owner's instructions before leaving - it was dried unwashed blood on pad but not sheet so obviously was there when sheets were put on.

    I wrote owner a nice email telling her of the linens, dust and blood just to be nice - did not ask for compensation or anything. Received an email from her that she was deducting the damaged bar stool from my deposit $40.00 for some rickety ancient bar stool that I never even touched. Told me I should have told her about the blood when I arrived - didn't check under the sheets. Guess I should have known it was dirty and checked - although I am sure I could not have stayed had I seen it earlier. She has sent several emails since telling me I should have let her know earlier - even though she knew I found them 10 minutes before leaving. This lady is sketchy. Her housekeeper speaks with the same accent as owner so they are either relatives or friends - BEWARE. If something seems off - move on to the next owner. I have 3 other people I rent from at Calypso. I will be happy to give you their contact information. - contact me for referrals to nice clean condos with good honest owners. DO NOT RENT FROM THE ** FAMILY. Beware also they have other websites and at least 3 condos - save your money!!!!

    In December of last year I contacted an owner on the VRBO site to book a home in New Buffalo, MI for a week in July 2013. I was told our desired time was available and to wire transfer the funds to a London bank, payment of $3,200 in full. Which I did. The problem was that when we arrived at the house, with my 88 year old mother in tow, the only way we were able to access the home was through a back door that was left open as our emails to the "owner" asking for a key or lockbox combination went unanswered.

    After unpacking all the food, suitcases, bikes, etc. another family showed up, claiming they rented the home. This family promptly called their rental agent who showed up and told us that we had been scammed on VRBO and that other people had also been scammed. This was NOT the first incident. When I contacted VRBO they weren't surprised by what I told them and suggested that I issue a claim for a refund of up to $1000. They told me that the owner of the home we thought we booked had "lost control of their email and that all inquires were diverted to a fake owner who requested the money".

    While they are "trying" to put security in place, they have none presently. Essentially it is a crap shoot every time you use VRBO whether you contact an email that has been compromised or not as VRBO has no idea which emails have been hacked. I will submit a form to reclaim a $1000 and will hopefully receive less than a third of the money I lost, but I will no longer gamble on VRBO. I strongly urge anyone looking for a rental to use a different source.

    VRBO rented us a home in Wyoming for a week. Beware of what owners don't tell you... like, 5 miles of curvy mountainous dirt roads to get to property. Like infestations of biting flies and mosquitoes so that is impossible to sit on a highly promoted deck and view the mountains. Like sound systems, television and Internet services so out of date that the whole group wished we were at the Jackson Super 8. And most important is the fact that this house which is supposed to be loaded with amenities does not have air conditioning. The owner explained that no one in the area has it. Meanwhile, half of the rental was paid as a deposit and the other half was due more than a month before we arrived. I will not use VRBO again due to this disappointing experience. One more "beware", note that only positive reviews are posted for the properties listed.

    Seychelles Resorts in PCB - My family and I spent over $1,400.00 dollars to stay at this condo the week of July 4th. It was the worst experience of my life there.. First, the hot tub bleached both of my daughters' new bathing suits. When I went to say something, of course, no one's on site to help! Then they want to test it 3 days later, WTH!! And then call me!! It smelled like hot garbage in the elevators all night every night... Then it started in our rooms and they just gave us air freshener? And then how can you run out of ice on a popular week and just say we don't take care of that? Really?? I would never recommend this place. In fact, my friends cancelled and went somewhere else.

    Seaview Condominiums on Madeira Beach - The owners in Unit #305 were WONDERFUL. The Condo was so nicely decorated and it was very spacious. The balcony overlooked the ocean and we saw lots of dolphins from our balcony everyday. I would recommend this condo to anyone.     We rented this house at Innsbrook, MO for our annual family reunion. My sister had communication with the owner in Feb. and made her first payment in March and the second and third payments as required. This home held 16 people and two weeks prior to our event, he cancelled. We had no other place to stay. So 16 of us were unable to be there the July 4th holiday weekend. His calendar then showed he had it occupied for an additional 8 days (thinking he had a longer renter contact him - so we did NOT matter). This owner did NOT care what he did to our family and did not respond to any of our e-mails. I would NEVER use his VRBO and would tell everyone be very careful since he is irresponsible with his home.

    I stayed at this midtown Manhattan rental a year ago in June 2012 titled "Elegant and Modern Junior Suite". We enjoyed our stay and decided to book again for December of the same year. Roy told us by e-mail the dates we wanted were available, so we booked our airline tickets and told Roy to book us. Three days later he informed us the dates we wanted are not available. We were very irritated and booked another place. In January 2013, we decided to go back to the city in December. We once again e-mailed Roy with our requested dates. We paid him and got confirmation. Keep in mind we booked this 11 months in advance.

    Today, July 2, 2013, I e-mail Roy to inform him of a change in my e-mail address. He replies with he is unable to fulfill my stay from Dec. 5-9 and will refund my money, sorry for the inconvenience. This is the only explanation I get after booking and paying 11 months in advance. I call him, and he informs me he has family that will be staying there during that time. So what I would like everyone to know is booking this unit gives you no guarantee of staying in the unit. I also wonder how long it would have taken him to inform me of this had I not e-mailed him about and address change.

    DO NOT STAY WITH SARAH'S CONDOS! I am a 53-year-old woman who has been coming for 15+ years every year for a week on the beach. This was the nastiest place I've ever seen. Not only will they not refund your cleaning fee for this nasty place, they won't even refund your deposit. They say they are sending it over and over and still after a MONTH, they don't. This couple is running a scam to keep your money and rent you a nasty place. They don't care on black dust on the ceiling dangling down, black dust on top of all the pictures and around the door frames, crumbs and hair on the throw carpet, harden stains on the glass tables and to top it off, MOLD in the tub and growing on the shower curtain. Don't say I didn't warn you.. NASTY and a scam for keeping your money.

    VRBO#33745 - The owner agreed to rent this HHI condo for $758/week, which we agreed was a good deal in July. The owner immediately expressed regret over the rate and would not relay timely information about how we should make the payment. Then, over a holiday weekend, she sent a series of emails to my husband's obvious work email address pretending to try to contact us and then stating in the last email that she had rented to someone else. In one email, she stated that we had until May 31 to send payment, and then cancelled on us in an email on May 27.

    We have never before experienced this treatment with a VRBO owner. We have had good VRBO experiences for a decade, so we consider it to be reflective of these owners and just want to warn others to SKIP VRBO#33745 and rent from other VRBO owners.

    I sent an email to a Melanie ** of 5 Star Beach Rentals for a vacation on Dec. 21 to Jan. 4 (Listing #**). I was told the following in an email on March 19: Open and the rate is $6,000 per week. I immediately emailed back that I was interested and how do I proceed. I am a first time VRBO user and had no idea what to do. I never got a response. I then phoned and emailed. She called me back on Saturday, May 11, and said I now could only have one week. She said she never heard from me even though I responded the same day. Very disappointed in the way VRBO handles reservations and treats people.

    I sent payment in full for a 4-day rental in Arizona through PayPal, multiple emails confirming details. We did not quickly send the contract back due to business travel though we expressed our intention to do so. As a lawyer, I know that a signed agreement is not necessary to constitute a contract (we had offer, acceptance and payment in full in advance), and also knew that I would be sending it back shortly when I returned from travel. Realtor re-rented the property to another party and I can only assume that he would make more money. He cancelled one week after receipt of our full upfront payment and refunded our payment on grounds that contract was not returned timely.

    I complained to VRBO, Craigslist and the Arizona Realty Board. Now, we have to start all over again searching for a rental for our family of five. He kindly pointed out to us that we still have 44 days to find another rental. When I asked if he could find us a suitable rental of equal or greater quality for the same fee, he simply pointed me toward other listings on VRBO (not offered through his office). Thus far, I have been unable to find a comparable home for the same amount. Consider carefully whether this is the type of realtor with whom you wish to engage on a small or large deal.

    By transferring ownership, the landlord of this property has persuaded VRBO to feature the house. Amazingly, until I pointed out the obvious, they trimmed out the negative reviews and carried a positive one. On the mobile app they touted "new listing." Here are reviews from a few weeks ago. Review #5971060. Take precautions on this one. VRBO guarantee, perhaps.

    I just noticed that our review was missing for some reason, along with other negative reviews. What gives VRBO? Landlord has still not returned our deposit nor has he complied with California statute to do so. He has wrongly accused us of damaging this property. Date of stay: 12/25/12. Review first submitted: 01/02/13. Here is the original review. I have copies of the other reviews that have, for some reason, been taken down:

    In 2012 we rented this adorable house for a week between Christmas and New Year's. The upstairs heater was not functional (landlord confirmed this after we got there). Bathtub drain had a slow leak, dripping downstairs into dining area. The landlord's agent confirmed source of leak, but the landlord later suggested we flooded the bathroom, which we did not. The stove and oven were not fully functional. The landlord's agent inspected and confirmed. We looked the other way on things like other appliances, blown light bulbs, etc. It's a fun house! Nice place to visit. Just saying I wish we had the foresight to use something like a guarantee.

    I paid for $698 for a listing on VRBO on July 2, 2012. After completing the listing and submitting credit card online, the website interface crashed. I had to start all over with a new listing and pay again to complete it. The funds from the "failed" transaction were drafted from my account, as well as the funds for the second payment. Now, on Feb. 13, 2013, after multiple calls to VRBO and many broken commitments by VRBO staff, such as Kerri, Chad (a senior agent), Heidi, Dianna and others, I am still out nearly $700 with no apparent prospects of getting it back.

    We rented a two-bedroom condo at Executive Bay Club in Islamorada, Florida for Thanksgiving 2012 through Vrbo.com. The owner was attentive by email and phone while reservations were being made. Upon arrival, the condo was dirty - long black hairs all over the floor, couch, kitchen counters. Bathrooms were dirty with soiled toilets and toothpaste stains on mirrors. We swept the downstairs three times to get it clean. Nuts were on the kitchen counters. No sheets were on the beds. I phoned the owner. He said to look in the closets, and that it was his wife who took care of that.

    One of my party took a supposedly clean wash cloth from the bathroom to wash her face. Black hairs fell out of it and into the sink. Since the rental, we have not been able to contact the owner by email or phone, except once. He said he had a sudden vacation in California, and he would put my deposit in the mail as soon as he got home. That was 5 weeks ago. He no longer answers his phone. Vrbo.com will not print any of our reviews due to business content. I guess they don't think that lack of good business is important to prospective renters. We have used Vrbo.com six times in the past with success. Never again. They only look out for the property owner.

    Internet fraud on VRBO, Still wrangling for refund - Let me start out by saying I have been using VRBO since the late 1990s, between 2 and 3 times per year for rentals ranging from San Diego to Lake Tahoe to New Orleans to Paris. I have never had a serious problem. I had one glitch with a double booking that was resolved immediately, and one or two of the houses were not as well-equipped or clean as I would have expected, but overall I have been a happy customer and have always recommended the site to friends.

    In late September 2012, I inquired about the availability of a property in Bodega Bay, CA, that I wanted to rent for Thanksgiving. I received a response from the "owner" indicating the price, and the process for booking and making payment. The owner offered a 10 percent discount for an upfront payment, but also was seeking bank transfer as the sole method of payment. I had done bank transfers for properties before, but this one was an international transfer to London. I should have had 50 warning bells going off in my brain, but I ended up wiring the pre-payment to the owner's account and received a signed contract confirming my booking.

    I also purchased VRBO's Carefree Rental Guarantee because I was concerned about the international wire transfer. This is like travel insurance and allows for the recovery of lost funds in the event of Internet fraud, misrepresentation of the property, or lack of access to the property. When, after multiple attempts to contact the owner via email, I was getting no response, I called the owner's number and learned that the actual owner (who lives near the rental) had not used VRBO to list her property for 4 years. Needless to say, she was unaware that her property had been listed on VRBO and was shocked to hear that someone was listing it fraudulently.

    The next day I contacted VRBO's fraud unit and reported the incident. They confirmed that the email address that I had corresponded with was not the same as the owner's in their records. They gave me a case number and sent me instructions to filing a claim to receive reimbursement. They indicated that I could scan and email the documents in lieu of mailing them. I prepared the documentation including getting it notarized, and scanned the documents to them with the case number shown prominently in the email subject line. Days and weeks passed, and I sent follow-up emails requesting a confirmation that they had received my paperwork and that it was in order. I finally ended up calling, and after being transferred 4 times, I spoke to an individual who told me that they had indeed received my documentation.

    A couple of days later, I got an email from VRBO asking me to re-send the information, because they were having difficulty opening the file. I re-sent it and then asked them to confirm receipt and to let me know whether they could open it, or that I could send the file in a different format if there was something else that would work better.

    Another couple of weeks passed, with no response. Again I called, got transferred around and was able to talk to someone who checked the file history to tell me that they had no record of ever receiving my claim documents. After this, I sent the documents through registered mail and within a few days received email confirmation that they were reviewing my file and would contact me with any questions. That day, I received three separate emails from VRBO indicating the status of my file. The last one said that my file had been placed in the Director's box for final review and approval.

    Coming up on 2 more weeks and no word. I am hoping the lack of a response is due to the holidays, but given VRBO's track record, I am not confident at this point. Lessons I learned from this: 1) no wire transfers ever; 2) always speak to the owner before agreeing to book a place.

    Renters of VRBO housing in Ashland Oregon, beware! There are up to 50 unlicensed houses being rented in this cute town known for its fine Shakespeare Festival. Not all the ads are by uninsured and unbonded lodging owners, but you should be sure to ask lots of questions before sending any money. One place is so desperate to rent that it asks you to buy its t-shirts for such-and-such a sum, the amount depending on how many people are in your group and how many nights you need. After "buying" the t-shirts, then you get the house for free! It is an obvious scam to avoid paying for a business license, insurance, and bonding. It is also a scam to avoid collecting the Ashland lodging tax and Oregon transient lodging tax.

    Cease and Desist orders were mailed to over 50 Ashland homeowners in 2012 who are trying to run little lodging businesses without going through the necessary steps to protect the public. In many instances, they provide no off-street parking for guest vehicles, are not inspected by the health department, do not have the conditional use permits in hand to operate a business in a residential zoning, are not licensed to operate, and are not bonded.

    Legitimate Ashland lodging businesses say so on their VRBO ads. If your choice does not, don't be surprised if your Ashland "rental" is illegal. Neighbors don't always let these illegal motels operate in residential areas of town. They complain to the police about it, who come to investigate. You might get burned if you get involved with these illegal lodgings.

    VRBO does no vetting of the properties listed on their website. Anybody with a digital camera and some flowery text can make a VRBO ad. VRBO accepts anything, so long as they get paid.

    I booked a trip to Mammoth, CA with VRBO #** weeks in advance from my trip. The owner immediately deposited the deposit and trip money upon receipt. After returning home from my trip, he did not return my $500 deposit. The place was left clean as a whistle. The owner would not return calls, emails, or text. I found out he took the money of over three other renters when I went to his website again. All renters complained that he was stealing everyone's money. I am writing this to warn anyone out there renting this home.

    I had a rental agreement with the property owner of VRBO #106012 from 8/25/12-8/27/12. He cancelled on 8/15/12 - telling me the property was no longer available, because he was renting it to someone else for a longer term - and refused to refund my full payment of $330 (2 nights at $150 + $30 cleaning fee).

    My original agreement with the owner was for August 2011. I had to cancel it because my mother-in-law died 2 days before my trip. He gave me a credit to use, and he confirmed my new reservation for August 2012 after which my husband and I booked airfare based on his confirmation. When the owner emailed me 10 days before my planned stay to cancel because he was renting the property to someone else instead, he offered a credit but no refund. I received no reply when I asked for my money back, and he didn't return a call from my husband. On 8/17/12, my husband did reach him by phone, and the owner told him our money was "gone" and that he hopes we don't use his credit - he has given us no reason to believe he would honor it anyway. Except for that phone conversation, I have all of this history in emails and our rental agreement.

    I opened a complaint with VRBO, and after not hearing anything for a week, I called their Trust & Security group to follow up. They informed me that they make a note on the property owner's file, but don't mediate issues involving breach of contract. They had contacted the owner and said their process required him to follow up with me. That was nearly two months ago and the owner has not followed up with me. There appears to be no course of effective action for recovering the $330 I paid for a 2-night stay and cleaning fee that were never used because the property owner cancelled my reservation in favor of another renter.

    I have been with the VRBO since 2009 and it has always been a great advertising platform. In the past 6 months, they have made multiple changes to the website - each one more confusing. The last straw happened in the past month or so. They removed their owner's line contact phone number and resorted to either an email source or a feedback commentary. When I finally did get a return email (after I made 2 requests for assistance which never came), I received an automated email about a week later. Their website is now so slow I'm actually hearing complaints from clients too. The website calendar loads so slowly it takes several minutes to complete a new reservation in what normally only took 1-2 minutes tops. My business is suffering because of it now, in the time it is costing me in booking reservations alone, not to mention the overall use of the website itself. I and the other owners paid for support and ease of use on this website - it's all gone. It is so bad that I am actually trying to contact them through Twitter since they don't answer emails.

    I was in the process of writing a partially negative review of an apartment in Lucca, Italy when I realized that the owner was going to be able to see it and block it from being posted (the owner gets to verify that I was really a renter and can easily deny this). Now, I realize why every review for this place was a 5 star, top rating. The VRBO customer service was completely unhelpful in responding to some of my complaints. I hasten to add that I've used VRBO several times over the past three years and have had no problems up to now. Any suggestions on how to warn other potential renters for a specific property that bypasses the owner?

    I have been listing my property on VRBO for the last 10 years and have not had any problems until my account was set up on an automatic renewal. I wanted to change the credit card information. I called customer service; they could not take my information over the phone so they refunded the amount and told me once I received an email, I would need to go back online and enter the new credit card information. Then, the account would immediately become active, which I did but my account was showing inactive. Since it was over a weekend, they were closed so I had to call their sister company Home Away.

    The person who answered the phone told me it would be up and running in two hours. When I called back because it still showed inactive, he told me it would be Monday before anyone could get back to me. This is so disappointing since 90% of my inquires are over the weekend and my property will not even show up as an option for potential renters. One rental lost could be up to thousands of dollars and do you think they care? They were willing to give me one month free advertising. A whole $29.00. Wow!

    I booked this house for my husband's surprise 70th birthday. Son/girlfriend flew in from CA. Daughter and her family, brother and wife all came to celebrate for the Labor Day weekend. Sadly, this so-called beautiful house was absolutely disgustingly filthy. The owner told me that the cleaner had only 3 hrs to clean instead of 6 hrs as we wanted to check in at 3:00 pm. There had not been any cleaner in this hovel ever. It was so bad and dirty that my grandsons refused to sleep in the bedrooms, two slept on couches and one slept on the floor in our bedroom! The kitchen floor was swept by a guest and produced a pan load of dirt and crumbs!

    Everywhere we looked, it was filthy. The bathrooms made one feel sick to the stomach, the bathmats were unbelievably dirty. Never in our rental experience have we ever seen anything like this. We have rented in many States and also in the UK and have usually had positive results, sometimes needed a touch up in cleaning but this house needed to be demolished. It was so bad, just. Warning for future renters: Do not rent VRBO 104433, a house in Poconos, PA. I would hate you to be as miserable as we were. Be warned!

    Nightmare on the River http://www.vrbo.com/72605 - Beware of this rental nightmare! We’ve been using VRBO for about 4 years and this was by far our worst vacation experience ever! I should have known something would be off this weekend when minutes after we arrived, we discovered the owner in the unit snooping around the upstairs. The owners of this property live next door in a run-down cluttered structure with at least two large dogs that charged and barked at my 2 and 6 year old every time we walked outside. The two structures are joined by an elongated deck of which the owners of the property gave their dogs’ free reign. On several occasions, the large dogs would occupy the deck right outside of our unit. We felt uncomfortable/unsafe and could not go out to sit and enjoy listening/looking at the river.

    The owners of the property also hovered over us like helicopters (watching our every move) the entire time we were there. My elderly mother stopped by to enjoy seeing her grandchildren and we were confronted by one of the owners (while we were walking with our small children). We were told we must pay them an additional $100.00 if we wanted my mother to continue to stay. This was so upsetting to my two little boys as they “did not want their Nana to have to go home because of the mean old property owner lady”. They were in tears over the incident. This had me so infuriated, I would have left that minute if it had not been getting dark and we had already paid to stay until Monday. I wonder how that woman feels about herself, making small children cry.

    There were spiders and roaches throughout the unit. Within 10 minutes of arriving, I found a huge wolf spider the size of a tarantula. My 2 year old pointed out a large roach the size of a small rodent one morning before breakfast. Snakes were large and numerous and lurked around the garbage, grill, recreation, shower, and walk way areas. The property owners also kept their own area of the property cluttered with random items sitting about on the porch and yard area (work out equipment, trampoline, large dumpster, etc.). I’m very sorry we made the mistake of wasting our time and money staying here this past weekend. We won’t be back to this nightmare on the river!

    VRBO#322051, Thousand Oaks, CA - The owner of this property is equivalent to a slum out of state landlord. While we were at this property, the air conditioner and water heater broke down. The owner lives in Las Vegas. We had to use our time to wait for her repairmen. The air conditioner (in August) took 3 weeks before it was repaired. The owner tried to have us pay a service charge to get the water heater repaired. When we arrived at the property, it was dirty, garbage overflowing in the outside cans, and ripped bedspreads. We had our own weekly cleaners while there and have receipts to prove this.

    The owner refuses to return our security deposit, despite on final inspection telling us everything looked great. Two weeks after our departure, because she has no renters, she is citing appliances and a golf cart, which we never used, as not working. The owner is now refusing to return our security deposit. Do not rent from this fraudulent scam artist!

    We rented a house in Mammoth Lakes, California that we found on VRBO. Although the house was nice, the homeowner failed to return our security deposit and VRBO was of no help in resolving the issue. The following is what we learned from this experience:

    1. VRBO is just a website where homeowners and sometimes scam artists can list real or phony homes for rent.
    2. The renter can expect little or no help from VRBO if there is a dispute with the purported homeowner.
    3. No payment should be made to the purported homeowner by cash, check, money order or credit card. With checks or credit cards, you are giving them account numbers - a very risky proposition.
    4. Payment should only be made through a third party such a PayPal. If they won't accept this, don't do business with them. It's not worth the risk.
    5. VRBO does nothing to verify the listings. Some people have been very surprised (and not pleasantly) when they see what they actually rented.
    6. Probably, most listings on VRBO are OK, but one should Google the address to check them out. If the address is not in the listing and the purported homeowner won't give it to you, there is most likely a reason why you wouldn't want to rent it.

    7. The lister has full control over the comments on the VRBO listing. That's why one is unlikely to find a negative comment on any listing

    Kahana Vacation Rental - I wish I had seen this site prior to booking home through VRBO. Renters beware! I wish I could say our family had a great time staying in the home we rented as we were really looking forward to having the comforts of home while on vacation, but we had issues with this property. We had the following issues with our rental: water was shut off due to a dispute with the water bill, rotting smell in the house was beyond (dead rat in kitchen) what we could stand, large amount of house flies due to dead rat, stained bedspread, master shower door 14" wide, TV's not working in 1 bedroom, remotes didn't work, advertised as 3 baths but actually only 2 and one was in master suite (no door on bathroom), lacked privacy.

    The property manager tried to help us, contacted the owner who would not refund our money or book us at an alternative location as requested. We had serious health (daughter severely allergic to rat hair), safety and sanitation concerns (fear of opening cabinets and finding another rodent, not knowing what the rodent may have been in contact with cookware, food, etc.). Both property manager and owner acknowledged rodent issue was a known issue as the owner has been working with Terminix to resolve it. We asked the property manager to contact the owner and have him get in touch with us. In addition to the call the property manager made, we also called and left several voice mail for the owners at their home, office, cell phones and never received a call back as we requested.

    The owner did trade emails with us and apologize. The owners did leave an instruction manual where it’s mentioned you may come across geckos, palmetto bugs, and possibly a mouse, but never mentioned anything about rats. The owner did disclose to us in an email that this rat issue has occurred three times, once to them since they have owned the property. The owner also state property is 150 feet from beach, deceptive as it is not beach front property, there's another condo building and road between house and the beach and when tide is high there is limited beach space. The owners also mentioned it is a quiet neighborhood, trash is picked up 3 times a week between 4:30-5:00am and windows do not block out any of the traffic sounds (house is a corner lot).

    Misrepresentation of rental property on website - We arrived this past Saturday, 6/9/12, and were disgusted by what we walked into. This condo is extremely dated, dilapidated and dirty. As soon as we walked through the door, we noticed the dingy, dirty walls (especially to the left of the sliding glass door leading out to the patio). The main door and trim throughout was chipped and dirty. The area rug in the living room was stained. We lifted up the sofa cushions and noticed a pile of dirt and sand that had built up obviously over months. We couldn't even imagine sitting on any of the furniture provided. The furniture and throw pillows on the sofa were worn and stained. The kitchen had a faint smell of urine (that's the only thing we could attribute that type of smell to). The counter tops (to the left of the stove) have come loose from the wall, have little support and are caving in.

    All of the appliances in the kitchen were rusted out (especially under the burners of the electric stove as well as the coffee pot burner). The counters were also falling apart just above the dishwasher (on the left as we walked in the kitchen). The first bedroom as we walked down the hall (on the left) with the white wicker headboard has the original bedspread and shams (as pictured), which upon closer look have brownish yellow stains on them. The berber carpet on the floor in that bedroom, as well as the other bedroom, was horribly stained. No spare linens or blankets were provided. The bathroom and kitchen water pressure was non-existent.

    We realized that a phone number was given for any emergency maintenance issues with the condo, but no cleaning/maintenance service could come in and fix this type of situation in a timely manner. This is a clear case of false advertisement. You will not get what you see in the above images provided. We were in such shock and felt so duped that we left the condo, turned the keys and paperwork back into the drop box of the rental company and attempted to find a clean hotel that we could stay in. We left a message that night with the rental company explaining we would not be staying in the condo. We were able to speak with a representative at the rental company the following day as we were driving home and she informed us that they did not own any of the condos. She also told us that they were having problems with owners letting their properties get run down.

    She even proclaimed, "You were in unit 403 weren't you?" as if she knew it was a problem rental unit. She assured us that we would get a full refund check sent in the mail that following Monday. We then called the company back on Monday to confirm that the refund check would be sent. We spoke with another woman who told us that that the original woman we spoke with (that promised the refund) claimed she never promised us a refund check would be sent. So truth be said, they are liars. She also let us know that the owners of the condos refused to refund us as well. She was condescending, denied any problems with this unit and made us out to be the deceptive ones.

    Basically with VRBO and their rental agreement contracts, there are no refunds given unless there is a weather evacuation. Once you give these people your money, it's a done deal. No refund. There are slumlord condo owners out there taking advantage of people. Images and descriptions of these rental properties can be very deceptive. Please beware and don't become a victim as we did.

    Do not rent through VRBO.com! I rented and paid for a vacation home in Cave City, KY through VRBO.com for the last week of March. Two days before we were to depart, the owner of the property called and says that the home is not available due to "storm damage," but will refund my $1,100 which I paid for the rental. Two months later, still no refund, and the owner will not respond to numerous phone calls, emails, and texts. The listing mysteriously disappeared from VRBO.com shortly afterwards.

    Multiple contacts with VRBO have been fruitless. They refuse to lift a finger to help. Just talking to a live person took forever. Their response was: "We are just the advertising agency, we are not responsible for the owners that list on our site." It was an expensive lesson, but I will never do business with VRBO.com again.

    We confirmed the rental of the condo on 5/13/2012 with the owner by email. He asked us to mail deposit and when he received the deposit, he would send us info on key box to condo. On 5/16/2012, the owner emailed us and said he had rented it to someone else who had sent a deposit in. When I complained and told him he had accepted our confirmation, he said he was sorry but he takes more than one confirmation from people and uses first come first serve on the deposit. That is wrong and as far as I am concerned is a breach of verbal agreement. Don't rent from them. You are wasting your time. Now, we have to start all over again. I even made plane reservations. What a crock. Do not use these crooks.

    My husband, daughter & I stayed at White Crane Court in Kissimmee, FL for one week back in March. I signed a rental agreement which quite clearly stated that the security deposit will be returned - well, I am still waiting! I have made several attempts to contact both the home owner & the management company, to no avail! The owner did not even bother to respond to my e-mails and the management company did not even have the courtesy to return my call. I find this to be despicable & unethical. Families save up their salaries in order to be able to go on vacation and something like this happens! I hope that no one else stays at this place and is subjected to the same treatment as my husband & I. The house itself wasn't even up to par, several tiles were broken & sharp on the bathroom floors - I did not complain, just kept quiet in order to try & have a pleasant vacation.

    The owners and VRBO misrepresented themselves. Period. The water was undrinkable, the odor from the water coming from the sinks as well as the shower greeted everyone upon entering the "home". The owners left their belongings everywhere. The refrigerator was full of partially eaten food and drink. The owners left their shoes out in the master bedroom floor along with personal toiletries on the dresser. We lived out of our suitcases for 2 weeks because there was nowhere to put our things- both bedroom closets were filled with their junk as well, as all of the drawers in both bedrooms.

    The house was filthy from the start - dirty dishes put back in the shelves, sand on the floor, and an outdoor shed that was piled with junk. It makes it very difficult to get to fishing rods that were supposed to be part of the rental experience. They only refunded us a partial amount of the security deposit because they said it took 13 hours to clean. That we are not surprised about. What a dump!

    Called Shirley to make reservations. After she took all my information, she states that does not include taxes or cleaning fees. Took several call to get in touch with her. First stated wasn't available then stated was also stated that site says not including taxes and cleaning fees. This is not listed anywhere on the site. This is a switch and bait. I advise not to give out any information to this owner. A May Special - Any Week 1st- 28th $638 Total **Call Today ** . This is what is listed. Would not let me post without a date so put the date I spoke with her. Fall rates as low as $129.00 per night/ $800.00 weekly springs break rates - $195.00 nightly/ $1,295.00 weekly Spring rates as low as $149.00 nightly /$900.00 weekly summer rates as low as $169.00 nightly/ $1195.00 weekly. Nothing stating taxes and other fees. This is reported to VRBO.

    We rented a condo in Daytona Beach Shores, pictures on the internet were fine. When we got to the condo, it was absolutely filthy. I had to virtually houseclean the place, there were broken screens,as well as, garbage disposal, dishwasher and coffeepot all broken. We did get the garbage disposal and dishwasher fixed after complaining. They should have paid us to stay in the place. Also, I find many property owners never return responses when you are inquiring about a property. I will never use VRBO again, it is a total ripoff.

    In late August, we rented a home in Wildwood, New Jersey for a week with our handicapped son. Hurricane Irene hit the east coast the day we were supposed to travel there from Connecticut. The storm made it impossible to get to the house so we had to cancel. The landlord would only refund $380 out of $2,100 that we had paid out. VRBO would not help us out at all. They simply referred to their " terms and conditions policy". Being a third party provider was the excuse they hid behind. Do not book through this company! You have no recourse should anything go wrong.

    My wife & I reserved this cabin, Snugglin Inn in Tennessee on 7/10/11 for 5 nights arriving on 12/27/11 until 01/01/2012. The owner charged our credit card $703.00 to reserve these dates, not a problem, but unfortunately we had to cancel and did so in writing and by phone on 10/6/11. The owner refuses to refund any of our money. We have disputed this with our credit card but the owner still refuses. The owner is stating that they didn't re-rent the cabin for these dates but their website clearly states that they did and it was unavailable for these dates. I have a print-out of this. The owner has clearly made double the money on this cabin for these dates and it is fraudulent and unethical.

    I inquired about a home to rent through VRBO. They sent the my email of interest to someone other than the home owner. After emails, I thought were from the home owner, I rented the home and wired the $7,300 as stated on the web site and requested in the email. Only a week before the trip did we find out that all the emails had been internet fraud.

    I rented house in August 2011 for January 2012, but had to cancel in September. The owner still won't refund and I came to find out the bank foreclosed on him. VRBO guarantee will not honor it and the owner was still allowed to advertise even though the property is now bank owned. The owner won't refund and the owner is in bankruptcy.

    The place was great. It was only 2 minutes from Buckingham Palace but 5 months later I'm still waiting for our 250 British pounds deposit to be returned. I have been waiting and have written numerous emails to this fraud. The place has great reviews because VRBO only allows positive reviews. They do not allow for you to post anything negative about the deposit.

    So despite this place being in a great location, I wonder how many other people have received their money? Lizzy **, a British agent for Westminster Holiday Homes has failed to return any money. She claims she has sent 2 checks and a wire transfer. She sent me a copy of a paper with no heading and some so-called information which was incorrectly entered.

    My bank in the USA has not received any money. All of those named above are frauds. I told her I was going to report her to London police and she accused me of trying to cause harm to her and her family? She is crazy indeed. I think she gets some cheap thrill off of stringing people along. This is the worst thing someone can do. We will not be doing business with VRBO anymore. I have not received any of our deposit.

    I made various inquiries pertaining to various properties in Park City, Utah. I received a reply from ** answering my question regarding a weekly rental rate and that the property was available for the desired dates. We continued to interchange messages and I proceeded to wire transfer the deposit of $3,282 on 29 Sept 11. The following day, I sent the provided contract signed, requesting a signed copy of owner returned.

    On Monday, 3 Oct 11, I was concerned that I had not received any answer. And to my surprise, I received a communication sent by the owner (Linsly) advising me on the possibility of fraud. We spoke later and it turns out that she never received my initial inquiries made by VRBO; thus, the security problem started that moment.

    I spoke to Diane at Support and sent her all the emails and the owner also sent an email with supporting documents confirming VRBO's security failure. I was told that today, I would receive a call with some probable help to solve this problem. We are a party of nine with purchased tickets. I need to get another house and work a reasonable agreement with VRBO.

    The house we wanted (**) was recently rented and we cannot rent same. The owner very kindly offered another date and help us with the rental but we have purchased plane tickets that cannot be changed without considerable penalties, etc. I am very upset with the lack of support and communication from VRBO.     We rented a studio in Nice, France thru VRBO. The studio was dirty. We had no assistance from owner or agency. The front door was malfunctioning while we stayed there for 3 weeks. It was never fixed. I wrote a poor review through VRBO, which they never published. And they refused to alert the next poor soul that books that studio in Nice by the Negresco hotel. The studio is owned by Jorge Reis and the studio is misrepresented to say the least.

    My husband and I rented a property listed on VRBO in Vancouver, the owner's name is Dan Beegan. We put up a $500 dedposit which he was supposed to refund to us within two weeks after our departure. It has now been two months and we have not received any money back. The property owner keeps coming up with excuses - at first he was busy, then the Canadian postal services were on strike etc. He stated that since he once had to wait for a refund for 6 weeks, it was normal for us to still be waiting.

    I tried warning future travellers of the NO REFUND OF DEPOSIT situation by writing a review for listing #278990. VRBO denied my review because it has information that was not substantial and was unrelated to the property....??? Do they think that I would have stayed there if I had read a review by a prior guest warning that I might not get my money back??? And that two months after my vacation I will be feeling helpless and defrauded?

    We normally book our vacation rentals through Vrbo and always have good experiences. This is one bad apple in the basket.

    We liked a home listed in Vrbo but was directed to International Vacation Homes. We booked for the travel. All was fine and the home we rented was a luxuriously decorated home on hollywood hill overlooking LA. We had three teenage children. Though some part of the home was not clean and the internet was not working, the beauty of the home and the view compensated it and we didn't mind. However, trouble started when it was time to receive refund on the deposit.

    I live in Asia and with the time difference, I had to stay up many nights, past midnight my time, to call and email IVH. Sometimes, I get through to the customer service but most of the times, I had to leave a message with the voicemail. Nobody called me back which I understand would be expensive, but email is free. I even wrote to John ** the top guy, who sent me the contract to sign, giving the company the benefit of the doubt but have not received a word from him.

    I had to travel to LA and call the company and got to speak to the same customer service whom I had spoken to previously, and told her that I was in town and would report to the police. I drove to the office to get my check and cashed it immediately in the bank nearest to the office. I have been trying to find a way to complain to Vrbo but haven't found the way yet. I am still renting from Vrbo.

    I am glad that I found this website and I hope that nobody else will fall prey to companies like International Vacation Homes/Travel.

    There were absolutely no cockroaches at 7 Lake Avenue during the time our family occupied the residence. The prevailing opinion was that they probably left long ago because they couldn't stand the oppressive dirt and grime that infiltrated the entire house. This house simply is not being maintained at all. The owner has discovered that he doesn't need to put money back into maintenance, or even routine upkeep.

    Renters are asked to sweep the house clean and launder the bed linens, and that appears to be the full extent of maintenance extended on the home. Showers and tubs were so rusted, moldy and unsafe (scalding leaks) that we preferred to shower outside in the cabanas.

    Junk (behind the bar) and equipment (under the stairs) clutter the house. The stove is filthy and food left over from previous tenants remains in cabinets, pantry, and refrigerator. The lawn sprinklers don't work so the yard is weeds and sand; most of the decorative Hydrangeas and plantings have died. Bedrooms are supplied with a cheap lamp that doesn't work (even if it worked, there was no electrical outlet nearby).

    Cable service (Comcast) randomly disappeared and restored itself, and the DVD player was so dirty that it jammed the disc after 5 minutes play. Mold and dirt cover the furniture adorning the back screened porch, in fact, we realized that the entire house was probably furnished with yard sale or dumpster-dived furniture. Bare wires trailed across the rear doorway and an amateur electricians project (live wires?) poked out of the wall in the back dining room. For this Rehoboth Beach rip off we paid about $1100 per day. The owner can get away with all this because VRBO apparently makes no effort to vet the owners, thus making VRBO part of the scam.

    The family was going to rent vacation home from perpetrator. I sent her $200 deposit check in September 2010. I had to cancel vacation plans for May 12-19, 2011 which was 6 months from now. I sent e-mail to perpetrator on October 9th, 2010 to explain we would not be able to use home at that time. She responded with either change dates or lose deposit $$. They live in England and cannot be contacted there, but use above address for home business. Her e-mail address is Sandra **.

    I want my deposit $200 back as I sent it in good faith and feel we have given her plenty of time to rent home to another party in the next 6 months.This is a violation to myself and family and ask for your help with my deposit being returned. Thanks for any help in this matter.

    I rented a vacation home in Seattle, advertised on VRBO.com from July 28 to August 7, 2010. The name of the owner is John and Deborah **. I paid $800 in security deposit and pet deposit as a guest of mine was traveling with three small dogs. Upon arrival at the property, it was obvious that it was not as advertised. The owner was living on the first floor with no noise control, there were renters in the garage, none of the windows in the living space opened making the house hot and uncomfortable, the house smelled old and musty, floors were in bad condition, rodent droppings in the kitchen, and appliances were broken. As this was a family vacation, we decided to just make the most of our time and spent limited time in the property.

    On July 31st, the owner contacted me to say that he needed an additional deposit for the pets (previously approved) that were also staying with us. I moved out of the property on August 7th (4 nights early as I was uncomfortable). Several weeks later, I received a letter from Mr. ** stating that he had withheld the entire $800 deposit for damage to a fork, coffee maker, scratch on doors, and a stained towel. When I contacted him for the itemized list of deductions (and requested estimates for repairs), he stated that he is not required to provide this as the property is not protected under Washington State tenant protection laws.

    Furthermore, he also sent a photo taken from behind a bush of our small dog looking out the window. I cannot begin to describe how uncomfortable it makes me to know that he was taking photos of us through the windows during our stay and hate to think of other possibilities such as cameras set up in the house, etc. He says that the photo is evidence that the rental rules were broken and therefore he has the right to keep the entire $800 deposit. I honestly feel like this is a complete scam. He is well aware of the fact that I am active duty overseas (departing on Monday) and would have limited resources to follow-up with a small claims case as I am not in Seattle.

    I feel like Mr. ** is seeking out opportunities to take advantage of out-of-town vacationers, knowing that follow-up is difficult from out of the area. VRBO.com has been very unhelpful. I have filed a formal complaint with their website as I feel other travelers need to be warned. I also tried to submit a review of the property, but sadly found out that all reviews on VRBO.com have to be approved by the owner. The owner of the property has now blocked all reviews on the VRBO.com website and VRBO has thus far refused to investigate and remove this scam from the website. As one person noted, "This is not a vacation home, but a scam artist trying to make next month's rent payment." I expected more from a reputable website such as VRBO.com.

    Web-based company that does not screen who they are representing as owners to lease rental property. A woman, Gayle **, claimed to be an owner of a condo in Myrtle Beach that she was renting through VRBO. I provided payment on a condo for July 2010 and never heard from anyone again. There is no rental available to me and I am out of $700. The VRBO company is evasive and impossible to reach. You can not talk to a live person. The condo property, Ocean Forest Plaza in Myrtle Beach, allowed someone to advertise on their website a property that was not proven true. They should verify actual owners of properties or not allow use of their site as a referral. I would like my money returned but am unable to speak directly to anyone taking responsibility. I did file a complaint with the Myrtle Beach Police on 6/14/2010.

    On March 1, 2009, we departed listing #**. By contract, we were supposed to receive our $150 deposit. Therefore on March 14, 2009, we should have received it. On March 16, 2009, I telephoned William ** and asked him when will we be receiving our deposit. He stated, "I mailed it to you already." After waiting for 1 week, I asked my husband James to call him. He stated to Jim, "I will look into it." On March 24, 2009 at 6:15PM, I telephoned again. William ** stated to me the following, "Your husband called us at 8:30PM last night and disturbed us! I sneezed out more than $150.00 (what does that mean, cocaine?) We are now out of town and on vacation." He hung up on me. My husband called again on March 26, 2009 and he spoke to William's wife, Melissa. She said, "I will look into it (she promptly hung up on my husband)." Finally, we received a check for $150 on April 3, 2009 and I hope the check is good!

    Last year I booked a 10 nights condo through VRBO.com for my honeymoon and paid the half of the rent up in front. Then my fiance and I broke up and so he cancelled the flights - so couldn't even take the holiday. As soon as this happened I wrote to condo owner and he agreed to release the date and if the condo gets rebooked, he would give some of my money back. The condo has been rebooked for 9 nights but he has not given my money. I wrote to the VRBO and they said they can’t do anything and the case is considered to be closed.
