      Initially I thought the process was good but after living here the reality is now different. However, I have found more issues the longer I live in the Whiteview Village Palm Coast location. There is a reason they are "giving" the houses away so they can absolve themselves of poor workmanship and accountability. The community is rat-infested and KB takes no responsibility for the site. They have made a huge clearing from the front entrance which flooded the community with flea-infested rabbits and rats entering the homes, destroying the houses they just built and vehicles not only parked in the driveways but also inside of your own garages.

      When reached for a solution from KB; we were told that its our problem. The parcel of rat infested land owned by KB was "gifted" to the City of Palm coast as a disc golf park for $10. Public records; look it up. The HOA is absolutely useless and filled with homeowners with slumlord-like complexes that are lining their own pockets as new assessments are coming up for unnecessary "repairs" that a contractor could have taken a half a day to do but the HOA (which consists of someone directly working for KB) insists on thousands of dollars. They do not work for the benefit of the community and are combative and dictator-like, silencing the homeowners at meetings, removing people that do not line up with their agenda, kicking people off the FB group if they do not like them or question the truth.

      This is all done with KB's FULL KNOWLEDGE as they are a part of the HOA. You may think you're getting a bargain home but what you are getting is a massive con deal. The "love, care and attention" stops when you move in. Do not make the mistake we did. You may get a deep discount now, but you'll pay for it when the house starts to fall apart, the HOA ghosts your requests, or fines you for violations, that others who are friendlier to their ideals, do not get in their mailboxes. You'll pay for it in kind. Think this review is fake? Check the photos. Take the positive reviews with a grain of salt as KB famously will grovel for you to make a good review by offering incentives.

      So, the home itself is good. The HOA that they are working with is not!!! STAY AWAY FROM THIS COMPANY IF YOU'RE IN TUCSON AZ!!! The HOA headache is not worth it. Ive had to open a case with animal control about an aggressive dog that is not kept on a leash. The HOA has rules that states they can remove aggressive animals from properties, but they told me all they can do is send letters and fines. If you have small children or want to enjoy outside without the threat of being attacked by a neighbors dog, STAY AWAY FROM KB HOME!!! Please seek other options. After our purchase, we saw many more new home builds that we wish we would have looked at!! While this is not directly the fault of KB Home, they know the HOA is not doing anything about certain issues. So please be careful when purchasing a home through these folks in Tucson AZ.

      KB Home built my first newly constructed home. Around the same time, several of my friends and family also purchased new builds in the Sacramento area when interest rates were low. Over the past five years, we’ve shared our experiences with different builders, and now, especially after selling my home, I feel I can offer a thoughtful and reliable review of KB Home’s build quality and customer support.

      A big reason for writing this review is to express my sincere appreciation for the outstanding support from Mr. Frankie **, Customer Service Warranty Representative for KB Home’s Sacramento Division. Even though my home was smaller and less customized than some of my friends’ homes, I was always proud of its finish quality and durability. In fact, I received my home earlier than others in my group and experienced fewer issues over time compared to those who chose different builders. To be fair, my home design was more standard, but that actually became an advantage when selling-it appealed to a wider range of buyers. Overall, I found the workmanship and attention to detail to be on par with, if not better than, homes that cost significantly more.

      What truly sets KB Home apart and the reason I would choose them again is their warranty and customer support. They are approachable, responsive, and dependable not just during the first year, but even years later. I experienced this firsthand when I reached out after five years for warranty support on several items. I was concerned about timing, as repairs could have impacted my home sale. However, the KB Home warranty team responded immediately. Frankie ** personally contacted me, kept me updated throughout the process, and ensured everything moved quickly. He arranged service appointments within just a few days, much faster than I could have managed on my own.

      When I needed documentation for my transaction, he provided clear timelines and delivered everything right on schedule. His promptness, efficiency, clear communication, and genuine care made a meaningful difference in my home-selling experience and overall peace of mind. As someone who is more introverted, this kind of straightforward and supportive service means a lot to me. It made the entire process easy and stress-free. Because of this experience, KB Home will always be a builder I trust and would return to in the future. I confidently recommend KB Home based on my experience, and I’m truly thankful to have had a representative like Mr. Frankie ** supporting homeowners in the Sacramento area.

      We purchased a KB Home in late 2023, and the siding has already cracked and come loose. That’s not normal wear and tear, that’s poor installation or defective materials that never should have been used in the first place. Siding simply doesn’t fail like that on a nearly new home. When I reached out to KB Home, I was immediately told by customer service that the issue was outside of their warranty window… By about five months. I asked how to appeal, given how unreasonable it is for siding to fail this quickly, and was referred to Greg **, Director of Customer Service for the Raleigh/Durham area. Greg asked for photos, which I provided promptly. Then… Nothing. Multiple emails and calls went unanswered.

      After finally getting him on the phone, he simply reiterated that it was out of warranty. Which raises the questions: Why even bother asking for pictures if that is your stance? And, if that’s your stance, why not just state that instead of dodging communications? When I pushed back, his response was condescending: “it’s not a lifetime warranty.” No one is asking for a lifetime warranty but expecting basic exterior materials to last more than two years isn’t unreasonable. He then speculated about a range of unlikely causes, to shift responsibility, while also claiming he didn’t know what might have happened because he “doesn’t know the area” … Interesting considering he is the directly responsible for customer service in this exact area. His proposed “solution” was to have their siding contractor come inspect it and fix it out of their own pocket if they determined they were at fault. That’s not a solution, it’s a deflection.

      Even a genius like Greg knows full well that no subcontractor would voluntarily assume liability and pay out of pocket out of goodwill. Framing that as a “solution” is, frankly, absurd. For a company that markets itself heavily on customer satisfaction and warranty protection, the reality doesn’t match. In our neighborhood alone, there are widespread issues: large scale drainage issues, landscaping problems, mold, foundational issues and cracking, and more, all in brand new homes. Online reviews echo the same pattern: Resistance to honoring warranties and a tendency to deflect responsibility. There’s also a noticeable push during the buying process to leave 5-star reviews, with assurances that any issues will be handled if noted in comments.

      Based on this experience, that promise doesn’t hold up. At best, this feels like a company focused on closing sales and managing perception, rather than standing behind the quality of their homes. When something goes wrong, even within the warranty periods, they’ll do just about anything to shirk and deflect responsibility.

      I took possession of my keys on 9/4/2020. I was 100% satisfied with the purchase. In April of 2025 the AC condenser started to fail at 4 1/2 years. I called KB Home to see if it was under warranty and was told it was covered for 4 years, 6 months out of warranty. I came to find that they installed a 2.5 ton unit in a 1430 sf. home that is 1/2 ton undersized. When the unit was replaced I was told that it was possibly a refurbished unit. All in all very disappointing.

      I am sharing my experience with KB Home to warn other prospective buyers and to seek resolution. Since moving in I have experienced severe indoor temperature control issues. In summer the interior reached about 87–88°F while the HVAC ran constantly; in winter indoor temperatures were roughly 20°F below the thermostat setting. These conditions indicate significant air leakage and poor thermal performance.

      At the 6-month check there was no mention that issue temperature indoor. I repeatedly reported the abnormal temperatures and constant HVAC runtime, but my site manager and the primary point of contact did not respond. After many complaints KB Home arranged for an energy testing firm to perform diagnostics. Their testing confirmed missing or improperly placed seals around the home that were allowing outside air infiltration and causing the performance issues.

      Despite confirmation of the problem, more than a month has passed without scheduling repairs or providing a timeline. I have left a voicemail for corporate and have not received a response. The ongoing lack of communication, failure to correct construction defects, and the discomfort and increased energy costs make this experience unacceptable. Wish I can rate 0 star instead of 1 star.

      As a first-time homebuyer, this was a very disappointing experience. Our build timeline changed multiple times with little proactive communication, making it difficult to plan housing and avoid additional costs. A major concern was the lack of accountability at the site leadership level. Brandon **, the site leader, did not provide consistent updates or clear answers regarding timeline changes. Even when I brought my concerns to him, he dismissed them.

      Communication breakdowns between sales and the VP of KBHS Loans directly impacted our purchase. I moved forward based on guidance given by KB leadership, but that information was not properly communicated internally. The situation ultimately escalated to the cancellation. While our deposit was refunded after the deal fell through, the overall process felt disorganized and reactive rather than customer-focused. Future buyers should ask detailed questions about communication processes, lender coordination, and who is ultimately responsible for decisions before committing.

      I am extremely dissatisfied with the experience I had with your team, particularly with loan originator Rocio. I began my home search and loan process in March 2025 and placed my trust in your organization. Unfortunately, that trust was misplaced. Throughout the process, my credit was pulled multiple times and I was repeatedly told that I was approved. After months of assurances, I was blindsided by a sudden decline without any prior indication or clear explanation. The communication during this entire period was consistently poor, and at no point was I provided with the specific reasons for the denial, which I am entitled to receive.

      What is even more concerning is that my initial deposit is now being held, despite the fact that the outcome resulted from miscommunication and mishandling on your end. This situation has caused unnecessary stress and wasted time, and it reflects a serious lack of professionalism and transparency. I expect a prompt, detailed explanation for the decline and an immediate release of my deposit.

      DO NOT BUY KB. Poor worksmanship, poor quality. TERRIBLE customer service. If you have a problem, GOOD LUCK GETTING IT FIXED. There are even things that we chose in the studio that they did not comply with and now they are basically saying that we are out of luck and that they aren’t going to honor it. Dozens of requests that the rep says he’s “working on” and then you just don’t even hear back about it.

      Our island is CROOKED, and they are refusing to fix it. There is a giant hole under our cabinet and they are refusing to fix it. We chose in-studio to have an outlet mounted at 60” for our tv, they did not do it, and are now refusing to change it. A brick has been missing off of the front of our house for two weeks, still not fixed. Garage door was broken, backyard sloped toward the house. GIANT HOLES IN OUR RAIN GUTTER THAT ARE STILL NOT FIXED TWO WEEKS AFTER NOTIFYING THEM. The worst part is I was led astray. We were on a time constraint to close and the customer service rep will assured me that if I signed off on the papers so that we could close on time that he would have everything fixed. I signed off and I regret it because now they are refusing everything. DO NOT TRUST THEM. DO NOT BUY THEIR HOUSES. I WOULD SELL THIS PIECE OF TRASH BACK TO THEM IF I COULD.

      Used the cheapest materials they could find. And pressure you for a review immediately after moving in where as you won’t see any problems in such a short period. They have practice of they know there’s a problem but install anyway and fix it later IF homebuyer notices the problem. I’m looking for another home but it definitely won’t be a KB Home. They can’t build me a bird house.

      Builder chalked around all light fixtures instead of putting the proper boards in the ceiling and attic. Didn't even realize until we went to change out the lights and fans to an upgrade. Couldn't even finish the job because every fixture hole is literally just chalked to try and hold up the lights and fans. This HUGE fire and safety issue as well as all of the plastic fixtures are already crumbling because the heat cannot escape. Had a leak in the downstairs bathroom, mind you the 1st floor was flooded because the entire fixtures that goes into the wall shot out while we were out one day, all of the water was flowing to the opposite side of the home because the floors are so badly leveled. All wood trim is rotting dude to lack of exterior caulking and painting. The electricity is not wired right so half the time outlets don't work, especially in the kitchen. Literally a nightmare especially after the 'newness' wears off. Best of luck if you try staying in the home a few years.

      Buying a KB Home was the biggest mistake l've ever made. If you're looking for a home, do yourself a favor and stay away from KB! From the very beginning, it was nothing but issues. They were unprofessional, careless, and clearly don't take pride in their work. The construction was sloppy, deadlines kept getting pushed, and communication was almost nonexistent. Whenever I had questions or concerns, l either got brushed off or left waiting weeks for a response. They don't follow through, and it feels like once they have your money, they stop caring completely.

      One of the most shocking parts was that I didn't even get a proper walkthrough from when we moved in till now which marks my one-year, so many issues had already piled up that should have been addressed from day one. Quality control was nonexistent, and l've had to deal with constant repairs, problems, and stress that should never happen with a brand-new home. I wouldn't wish this experience on anyone.

      Buying a home is supposed to be exciting, but KB Home turned it into a nightmare. Please save yourself the headache, time, and money-choose a builder that actually values their customers and the quality of their homes. This is why a lawyer is in place. And I’m going to make sure all social media platform keeps hearing my story.

      Garbage! The house was built by Garbage men posing as home builders. Things are off. As years pass you start paying attention to details. Some plugs were put in wrong causing it to blow or burn out. Rain comes through the window seals in many rooms door.

      Let me begin by commenting on the financial process of buying my home from KB Home at The Granary, San Antonio Texas. This process was made as painless as possible when it came to buying my home. Josh was professional every step of the way. There was never an engagement with him that I felt he was not giving me his 100% absolute best. He always made me feel that he was going above and beyond to provide me with the best homebuying experience. A++ to Josh and KB home for handling the financial gauntlet of my home purchase.

      Now, onto the execution of the home construction. Sadly, I cannot provide as glowing of a review on the final product delivered. I came into the home approximately halfway through the build. Understanding that KB is not a “high end” home builder, there are many things that should have been done better throughout the home build process. Most of my dissatisfaction comes from basic framing and finish work. I have been in my home now for approximately 2.5 months and here are the most concerning issues that I have come across so far.

      First, lets start with the “blue tape” walkthrough just prior to closing. Much of the exterior trim was not square, level or straight. Corners did not come together correctly and were filled with caulking. Excessive gaps were, and still are evident where siding goes around windows, corners etc. Moving to the entrance doors, the front door and the door in the garage entering the house did not fit properly. There were/are gaps where I can see light from the outside on the front door. The garage entrance door frame was not correct; the door did not latch securely. Additionally, the door frame shifted and is no longer square. Still waiting for that correction. Exterior window trim painting was sloppy, with paint on the vinyl window frame. The back concrete porch has overspray paint on it from painting interior pieces on it.

      Moving inside, this is where most of my dissatisfaction lies. Let’s start with walls and corners. Throughout the home, there are many locations where walls do not appear to be straight, as evident by corners not coming together properly resulting in corners that are not “square” (90 deg). I have radius archways throughout the house and the radius corners in some locations are not properly rounded nor symmetric. Baseboard corners did not come together properly and thus filled with fillers. Door arches are not at a consistent height throughout the home. I have 2 doors side by side and they are visibly different in height at the top of the trim. There are several places throughout the home where they did not get proper paint coverage (mostly in corners).

      Moving into the kitchen, there was no attention to detail regarding the tile backsplash installation. On corners where the edge of the tile is exposed, there were a few places that the cut edge of the tile was exposed rather than the finished edge of the tile. Cabinetry, there is damage to the face of one of the cabinet doors and I’ve been waiting for 2+ months for its replacement to be installed. One of the cabinets had an excessive gap between the cabinet and the wall. It was filled with caulking rather than correcting the issue. Cabinet door misalignment was evident and needed to be corrected.

      Wall finish work, there are several places throughout the house where corrections were made after the application of the wall texture. These spots are evident as the texture does not properly match the initial texture. Ceiling, there is a spot in the center of the living room where the drywall seam did not align properly, and misalignment is evident causing a protrusion at the seam. Other finish work that needed corrected after moving in were things such as towel hangers in the lavatory’s were loose due to incorrect installation.

      Other final touches were not as you would expect with a new build, such as dirty fingerprints on items such as lavatory exhaust trim etc. Doorknobs not properly tightened causing the door knob assembly to shift exposing white paint under the trim plate. There were several places on the base board trim where the wall texture material was on the trim and simply painted over rather than removing prior to painting. Garage drywall, this is not a finished and painted drywall garage however, there are several places that the drywall has damage and not corrected.

      Cleaning before delivery. In the lavatory’s the protective tape residue on the sink drains was not removed and does not have a clean, chrome finish appearance. There were several places where dust and dirt were not properly cleaned as well as carpet fibers still on the floor from carpet fitting. My final impression of the overall product; The price point for the home was reasonable. Unfortunately, I feel as though the issues expressed above came from using lesser experienced tradesmen to keep costs down. I would’ve gladly paid a bit more for the home to ensure that these, attention to detail issues, would not have been an issue and to produce a product by a more qualified and experienced team of tradesmen.

      The most concerning issue for me is that most of these issues should’ve been addressed and corrected with quality assurance inspections during the building process. These issues were either missed during phase inspections or simply left unaddressed hoping that the buyer doesn’t notice. This is unacceptable when delivering the biggest purchase of hard-working people chasing the American dream of home ownership.

      We purchased a KB Homes new build in 2024 with realistic expectations, but even those were not met. Unfortunately, this has been a deeply disappointing experience, especially as it’s our very first home—something we worked extremely hard for. The quality is far below average. Nothing in the house is level. The cabinets arrived scratched, the trim has large, visible gaps, and the caulking along nearly every edge is sloppy and uneven.

      The most concerning issue is the drainage. Both the front and back yards pool water, and the problem is consistent across the entire neighborhood. Standing water attracts birds and creates unsanitary conditions, and in the winter, the sidewalks become a dangerous sheet of ice. Customer service has been equally frustrating. Even within the one-year warranty period, repeated calls and messages go unanswered. Overall, this has been an awful experience. I hope anyone considering a KB Homes property is aware of these issues before making such an important investment.

      KB was initially exceptional. The sales process and construction team were fantastic up until I submitted my official survey. The build quality is extremely rushed. For example, a backflow preventer needed to be replaced after only 2 years and that is typically supposed to last 5 -10 years. Used cheap material and probably poorly installed. KB did not cover the costs. My latest grievance, and what ultimately led me to leave this review, is my bathroom pedestal sink. The sink is about 3 years old at this point. I noticed a leak so I put in a service request. The gentleman sent me a text to let me know he'd be running about 30 mins late to our 10am appointment, which was fine. He got to my home almost 2 hours later.

      I pretty much explained my own assessment was of what I thought the leak was. Without him checking a thing he said unfortunately it isn't covered under warranty..The piece that suspected needed to be replaced is supposed to last 10-20 years. Again, cheap parts and poor installation. His supervisor was apparently already on the way and arrived shortly after he told me it wasn't covered. He then begins to recap everything with his supervisor, which is normal because he's filling him in, but then it gets awkward.

      He tells his supervisor that he told me it wasn't covered under warranty, and then the supervisors asks him what my response was. I'm standing right there in arms reach in a small bathroom.. The supervisor gives the gentleman a slight praise as if he's proud of him for telling me it isn't covered. In summary, poor quality, rushed construction, and unfortunately bad customer service when it comes honoring warranty.

      KB Home states it focuses on its customers and building relationships on its website, but unfortunately, this is not the case with KB in Chino, California. Staff cares more about your money than you as a person. They seemed nice before you complete the purchase and treat you like dirt after the deal is closed. Moreover, KB Monet Chino is an unsafe community. We lost about $800 due to package theft within in the first month of living here. And KB is doing nothing to make it better.
