Why do I need renters insurance in Los Angeles?

The population of LA is growing, and with it comes more and more renters. In fact, according to the U.S. Census Bureau, 64% of the people living in Los Angeles are renters. Although renting can take some of the pressure of maintaining a residence, some renters overlook a vital decision: purchasing renters insurance.

It’s common for renters to assume their landlord's insurance covers their belongings in the event of a fire or other disaster, but that's not the case. Having renters insurance is the only thing that protects renters’ assets from theft, fire and most disasters — otherwise, it's a total loss.

As a Los Angeles resident, you have a slightly higher chance of experiencing property crime than the rest of the country. The highest property crime rates are concentrated in Downtown, Central LA and South LA. If you live in these high-risk areas, you should consider getting renters insurance for your peace of mind.

Renters insurance covers most weather and natural disasters such as fire, lightning, wind, hail and wildfires. However, it doesn’t cover the earthquakes, floods or mudslides that Los Angeles experiences.

According to a 2017 study by the U.S. Geological Survey, LA is due for an earthquake with an over 7.0 magnitude. You can add an endorsement to your policy or take out a separate policy to cover damages from earthquakes. Earthquake insurance is available at insurance companies that are members of the California Earthquake Authority (CEA). Use the California Geological Survey map to find out if you live in an earthquake fault zone.

You can also add a flood endorsement to your renters policy, which may cover mudflows. If mudflows aren't covered, you can take out a separate flood policy from the National Flood Insurance Program. Unfortunately, landslides are only covered by a difference in conditions insurance that expands your policy to cover landslides, mudflows, earthquakes and floods.

Average cost of renters insurance in Los Angeles

The cost range for renters insurance in Los Angeles is between $110 - $1,000 annually, or $10 - $85 a month. The main factor in determining the price of your premium is where you live. For instance, premiums are higher in Beverly Hills, Hollywood and Culver City because people living there generally have high-value assets. Other factors that affect the cost of renters insurance is your level of coverage, your deductible and your policy’s valuation method.

Choosing a renters insurance policy with an actual cash value policy is going to cost less than a replacement cost policy because it accounts for depreciation. Replacement cost policies insure items at the current market price at the time of loss, meaning the replacement item is as close to or the same as the broken or stolen item. With an actual cash value policy, a TV you bought a few years ago for $800 is not worth $800 today, so you settle for less cash. Sometimes the price cut makes sense, but in the case of electronics, it does not.

Adding an endorsement for earthquake coverage, high-value items or any other reason increases the price of your insurance policy.

Lastly, decide how much you would like to spend on a deductible. The cheapest plans are ones with high deductibles. The higher your deductible, the cheaper your monthly premiums are. Plans with low deductibles are the most expensive. Deductibles typically range from $500 - $1,000 but can be as low as $250 or as high as $2,500.

Find out from your insurance company how they’d like you to prove the value of their belongings, as they may have an appraisal tool. In some cases, you may be required to produce a receipt.

Is renters insurance required in Los Angeles?

The State of California and the City of Los Angeles do not require renters to have insurance; however, landlords may require renters insurance when signing a lease. Such a requirement is entirely legal. Large rental companies in LA, such as Windsor Property Management Co., may require renters insurance.
