What is American Home Shield?

American Home Shield is a home warranty company headquartered in Memphis, Tennessee. It offers service contract plans to help keep your home systems and appliances in working order, regardless of their age. American Home Shield serves customers in most U.S. states.

American Home Shield coverage and plans

American Home Shield sells three plans: ShieldSilver, ShieldGold and ShieldPlatinum.

The base plan, ShieldSilver, is a systems plan that covers plumbing, electrical and heating and cooling systems. It does not cover appliances or roof leaks. ShieldGold covers both systems and appliances but not roof leaks. ShieldPlatinum covers everything in ShieldGold, plus roof leaks, and adds premium features like free HVAC tuneups and higher appliance coverage limits.

The ShieldGold and ShieldPlatinum plans now also include a video chat option that lets you get help from an industry expert in real time at no additional cost.

American Home Shield cost

American Home Shield states that its plans start at $29.99 a month. Its service fees are a bit higher than some other home warranty companies, but since the monthly costs are often more affordable, the costs may even out. Each American Home Shield plan offers two different trade service call fees, $100 or $125, that dictate the total cost per month.

American Home Shield discounts

American Home Shield offers discounts for veterans, military service members and AARP members. You can also get a $50 discount for protecting multiple properties. As of publishing, current members can earn a $25 Amazon gift card when they refer a friend.

American Home Shield coverage exclusions

American Home Shield’s exclusions list is pretty standard for the industry. The list of items the company does not cover includes:

  • Routine maintenance
  • Flues, venting, chimneys or exhaust lines
  • Repair or remediation of cosmetic defects or damage that does not interfere with the appliance or system’s primary function
  • Electronic, computerized or home management systems
  • Radon mitigation systems, fire sprinkler systems or solar energy systems and components
  • Remediation of or damage caused by hazardous materials
  • Costs of construction, carpentry or other modifications necessary to remove, relocate or install equipment
  • Damage caused by environmental events (e.g., lightning, wind, fire, electrical surge, water damage) or electrical surge
  • Known preexisting conditions

American Home Shield claims and coverage limits

American Home Shield allows customers to submit claims online or by phone when a covered system or appliance stops working. After a claim is submitted, the company typically assigns a local service contractor who will diagnose the issue and determine whether it’s covered under the home warranty plan.

How to file a claim with American Home Shield

  1. Submit a request online through your American Home Shield account or call customer service.
  2. Pay the service call fee listed in your contract ($100 or $125) when the claim is processed.
  3. American Home Shield contacts a local service contractor, usually within 48 hours.
  4. The contractor reaches out to schedule an appointment at your home.
  5. The contractor diagnoses the issue and reports the findings to American Home Shield.
  6. If the problem is covered under your plan, the company approves the repair or replacement.

Coverage limits

American Home Shield caps coverage for heating and air conditioning systems at $5,000, for all plans.

For appliances, however, the coverage limit varies by plan.

  • ShieldGold coverage is capped at $2,000 per appliance, which is a decently high limit compared with industry averages.
  • ShieldPlatinum plan caps appliance coverage at $4,000, which may cover the cost of some higher-end appliances. It also covers code violations, permits and modifications up to $250 per year and roof leaks up to $1,000 per year.

FAQ

Where is American Home Shield available?

American Home Shield serves customers in 48 U.S. states. It is not available in Alaska; Hawaii; Washington, D.C.; New York City; or the U.S. territories.

Does American Home Shield require a home inspection?

No, American Home Shield does not require a home inspection for a home warranty contract. You don’t have to provide maintenance records to be eligible for covered repairs, either.

If I have homeowners insurance, do I need American Home Shield?

A home warranty is different from homeowners insurance; you won't duplicate your coverage by having both. Homeowners insurance typically covers property loss due to events such as fire, lightning, storms and theft. In contrast, a home warranty covers appliances and systems that break down from normal wear and tear.

Can I cancel my American Home Shield warranty plan?

Yes, you can cancel an AHS plan at any time. Cancel in the first 30 days to receive a full refund. Cancel at any time after 30 days and receive a prorated refund for the remainder of your term; an administrative fee may apply.

Is there a limit on repairs for American Home Shield?

No, there's no limit on the number of repairs your plan covers during a contract period. However, you should check your contract for dollar limits per covered item or per term.

How long does an American Home Shield home warranty contract last?

American Home Shield contracts last 12 months, which is the standard across the industry. Your agreement begins 30 days after you sign up.

What is the service fee for American Home Shield?

American Home Shield service fees are $100 or $125 per service call, depending on the option you select when signing up for a plan. This fee is paid when a technician visits your home to diagnose a covered issue.

Does American Home Shield replace appliances?

Yes, American Home Shield may repair or replace covered appliances if they break down due to normal wear and tear. If a repair isn’t possible or cost-effective, the company may approve a replacement based on the coverage limits in your plan.

Still have questions?

Is American Home Shield worth it?

American Home Shield may be worth it for homeowners who want broad coverage limits and protection for systems and appliances regardless of age or maintenance history. The company offers three plan options, flexible service call fees and coverage that includes issues such as rust, corrosion and sediment damage, which some competitors exclude.

However, service fees can be higher than those of other home warranty providers and coverage availability varies by state. Homeowners comparing plans should weigh the monthly cost, service fee and coverage limits against other home warranty companies to decide if American Home Shield fits their needs.

Somebody came here the first time around, and they decided the appliance needed these certain parts. They said they'd be shipped to the house, and they'd come back and put them in, which they did. That didn't work right. I called American Home Shield up and they were sending Avantis. The guy that came here was a really nice gentleman but he did absolutely nothing. I don't even think he brought in a screwdriver with him. He was pretty much in telling me that that's the way it's supposed to sound. Now, I bought the washing machine brand new, and I know how it sounds. I didn't argue with the guy. He was there fiddling with the legs. After that happened, he left, and it was not fixed. So, I called again. They sent this guy here who seemed to know exactly what he was talking about and what was wrong with it. He really looked it over.

He said that the parts that were put in were like universal parts, and they really don't work on this particular Maytag machine. We need to use the ones that belong in there. So, that guy called me back a few times, and there was some kind of holdup with Home Shield. When I talked to them about it, they wanted to send Avantis back. I told them there was no way in hell they're sending them back here. As it is, I waited all day for these people to come. He came at the end of the day after he made all his calls for the day. It was about an hour after the window closed, which was an all-day window. Somebody should have had the decency to at least call up and say, "Look, we're not going to be able to get there till let's say 4 o'clock. Okay," so I wasn't a prisoner in my house all day.

I finally got a supervisor on there from American Home Shield. I know they send these people out. They did one or two other things for us that were excellent, but I told them I'm not having them back here. First of all, they claim they fix appliances. I told the supervisor, "It's not fixed." So, she said to me that she would refund the $125, which I said, "Okay." This has been going on for a while now for the service call part of it that they charge. She finally did. I think that went through yesterday. But she wanted me to make another appointment. She said I could start all over and make a new appointment. I said, "Well, I ain't gonna pay another 100 and a quarter until I get back the one that you told me you would," which happened yesterday.

In the meantime, I got this guy that I was using to come over here, and it's not making as much noise. I'm going to wait a little bit and see how it goes with that. The other one with Avantis was a complete waste. Then the third one they didn't want to even acknowledge that part when I was talking to them. As far as submitting a claim, there didn't seem to be any problem at all. They took care of it. They can only go as far as the place that they're sending here, calling me up to make the appointment. But each time that I call them, not that I've called them a lot, but it was a couple of different things. The people got back to me fairly quickly, especially the first time around. It was an AC thing.

Overall, my experience with American Home Shield has been good. They've been fair. The lady refunded the initial $125 they took because it wasn't fixed. Then she finally realized that I refused to have that one company they were insisting to come back. What got me is I don't think they understand that these people did nothing. The first people, at least, they put some parts in. The stuff that came to the house that was mailed here. They did that. I don't understand why they kept on wanting to send back the company that didn't do a thing. Somebody was missing something somewhere.

When calling in to file claims with American Home Shield, sometimes it's difficult because you don't get a lot where English is the first language. You get a deep accent and you can't understand them or there's a language barrier where they don't understand what you're asking for or saying. Initially, it was an issue getting somebody out here in a timely manner for the AC unit. It took a week which is an issue because as I explained to them, I was recently released from the hospital and I am a cancer patient. Not having AC really presents a problem for me. But that didn't make a difference. According to them, they could not find a contractor to come out any sooner, which, to me, says their resources are very limited.

In our experience in the past with our AC, most contractors come here, and they check the outside unit, the furnace, and the thermostat. They check everything. But when the repairman came out, he was here for 15 minutes, and he said he's been doing this for a long time and he's laughing the whole time. He also said the unit is not built to do good service with these extended heated days. When we got back from the hospital in the afternoon, it was 98 degrees and the thermostat read 78 but it was set on 68. We called him and told him that was unacceptable. We called American Home Shield back and told them about the issue and about my health. They said they'd send them back out out. That was a Thursday but he couldn't come back till the next Tuesday.

He came out on Tuesday, went up in the attic and asked who installed the unit. I told him the unit was installed in 2019 through AHS. He said the unit outside is a two-ton compressor unit, but the compressor in it is 1.5 tons. I reported that to American Home Shield, but they did nothing about it. The guy also said whoever installed the unit left the fan blowing on low instead of high, that he was going to switch it, and that should fix it. He left and that was about 5:30 in the evening. He set the thermostat at 75 and I changed it to 68. That night, it got down to 73 degrees and the cooling wouldn't go past 71, which makes no sense.

When he left, he told us not to call the company back and to call him directly. He gave my husband his number. That was the day before yesterday. My husband called him yesterday, but there was no response. I called American Home Shield because he was non-responsive. They called them, sent them an email, and told them that they wanted a senior technician to come out to see why they can't get this unit fixed.

The young lady, Nicole, called this morning and asked what's going on. I told her about my illness and being released from the hospital. She told me Keith, the guy that came out, is their most senior technician and he couldn't come out till Monday. I told her we're going on three weeks with an AC which is very unfair and not right. She has the same attitude he does. She was laughing and asking how old is the unit. She said she was hoping I could get AHS to send someone else out so they could see what they're missing. In other words, they don't know why they can't get this unit right. I ended up calling AHS back this morning, telling them what happened. I also told them I need somebody out here before Monday. It's gonna be 100 degrees today and 98 tomorrow. They are making it so I can't even sleep in my own house.

On other claims, American Home Shield has been great. They've replaced our dishwasher. We have two HVAC units in our house, one upstairs and one downstairs because of the size of our house. They've replaced both of those. They've replaced our washer and dryer as well. I really haven't had any other issues until now. American Home Shield should vet their contractors better. I think this recent company has one employee and he's running around trying to do everything. He showed up the other day here about 5:45 or so. That's a long day for him. I understand that, being the only employee, you are servicing everybody so you don't have a lot of time to spend on one unit to really figure it out.

Three companies had to come out to say that we needed a new appliance after two repairs were done. Then, the new dishwasher got delivered. The company came out and there was a 2-inch gap between the countertop and the top of the device. I could put my hands through it. The owner came back and said he fixed it, but the back feet were not even sitting on the floor, and the dishwasher still rocked. Another company came out and the techs installed it correctly, but they noticed that the other company had caused a leak.

D & B was supposed to come out as a plumber to take a look at the leak caused by the first company that tried to install the dishwasher. They set a time with me to come out on a Friday, but I had to cancel it on Sunday because I got called into work for a Monday appointment. It was over 24 hours in advance notice to reschedule, but the guy still came and they charged us. I called American Home Shield and they refunded me the money. The company has two owners, D and B. Dennis was the one I originally scheduled with, but B was the one who showed up. He said it would have been better if they had been informed about the reschedule. But they still told American Home Shield that they showed up. I said I gave them a 24-hour notice. I tried to call them myself to reschedule, and there was no answer. I left messages but there was no response to reschedule it.

The rep from American Home Shield couldn't help me and told me that I was gonna have to call back during business hours. They need to contact that company to see if what I was saying was true. I called back, and they said there was nothing that they could do. I got more help through the online texting service than I did over the phone, and the online reps showed more empathy. The people that American Home Shield sends out are a gamble. Some of them are good, but you don't know what you're gonna get when they come out.

The guy from the first company didn't speak any English. So, to tell him what was wrong, we had to type it up and then translate it into his language. Then you had to wait for that company to get the part. They came out but that didn't do anything. They ordered another part, but that still didn't fix it. So, we had another company come out. They were fantastic. They said we need a new dishwasher because repairing the control panel doesn't make sense. But we had to wait and take several days off work. Plus, we have to be home the whole day because these people will give you at least a four-hour time slot. And sometimes, they don't even show up during that time slot.

I had to take off a day off work to get the dishwasher in my house, and when it arrived, there was nobody scheduled to install it. It had to sit in my house because the company won't come out until you have it on your premises. When the installer came, he did not take away the old one. He said if it was still there the following week, he would come back later and get it. But he said the trash company will pick it up. It sat out there for several days and I got a letter from my HOA asking why I had junk sitting in the front yard. The trash man ended up picking it up. I'm glad my dishwasher’s working now. But it was a complete nightmare. Everything was resolved, but it took four phone calls, messaging, and hours of back and forth to get there. It was frustrating all around. The price is decent, but it took me four months to get one issue fixed. So, it was more of a headache than it's worth. Even though it's cheap, you get what you pay for.

I thought my sump pump was going out. So, I had American Home Shield send someone out and repair it. 24/7 came and the tech looked at the pump and said it needed to be replaced. They left and then I got a message that said the sump pump is covered and they'd do that repair but first, I have to do the repair that 24/7 said has to be done first. That was to replace the drain pipe. It was $288 to do that. I told them there was nothing wrong with the drain pipe. So, I decided to replace the pump myself. I've done it in the past. I went down there, I unplugged it, plugged it back in and it worked okay. The pump worked and it evacuated all the water that was in there. I dumped another bucket of water into the sump and it ejected that. So, there's nothing wrong with the drain pipe. They're just trying to scam me out of 288 bucks.

I've had 24/7 here before with my air conditioner and they did the same thing. They come out and looked at my air conditioner. It wasn't working at the time. Their guy unplugged something beside the unit and plugged it back in and then wanted to charge me 500 for a new air conditioner. They charged $115 just to look at it. So, I called another air conditioner guy out that was nearby me here and he came out, looked at it, and he pulled that same unit out and he put it back in. We turned it on and it worked. So, there was nothing wrong with it. He also said, "You don't owe nothing. I didn't do anything." That was two years ago, and I've had it worked fine last year and it's worked this year already. I won't have 24/7 back at my house again. I've had them come and tear my furnace apart about 13 years ago. They said, "By law, we can't put it back together. We got to replace it." So, they charged me an exorbitant amount for a new furnace.

I heard another guy tell me the same story. He had somebody that knew about this system come out and look at it and there was nothing wrong with it. It was something just minor that had to be fixed. So, 24/7 was just in here to replace everything without even fixing it. I think this pump here for me this time must have reset itself when I unplugged it and plugged it back in, but their guy never checked it. He even thought that the drain pipe needed to be replaced because he didn't ever look at it. He did shake it a little bit. It was loose, but that's because it sits on the pump itself and that's normal. It is not fastened on anything. It's fastened to the wall, but down at the pump area, there's nothing holding it down there other than the pump itself. So, if Home Shield is contracted with these guys, I would suggest you guys to find someone else to contract with.

I called American Home Shield back and told them the situation and they refunded my money. So, that tells me that they're an upstanding company. I was happy with that. If they didn't refund me that, I would have been disgusted and dropped them. I've been having issues with my water heater. I've been struggling along with it. I figured, at some point in time, I'm going to have an issue with it. So, if that happens, I was going to see how it's handled this way and see how it goes. I'm going to ask them who's coming to see if I have any issues at all, and if it's 24/7, I won't allow them in my house.

We have a tankless hot water system, and it started to make noise that we've never heard it make. We filed a claim with American Home Shield to find out what was wrong with it and when the repairman came out, he asked us how often have we had the unit serviced. We said we weren't aware that it was something that needed servicing. He said, “If you've gone this long without servicing it, if I service it, I could screw it up.” It could be in worse condition than what it was right then, and I would just live with it. We took that advice because we were afraid that if we had him service it, it could get worse.

He took the panel off the front of it and said there was nothing apparent there. But he didn't drain it or do anything to see if there was any residue or build-up. He knew we're selling the house and one of the things he did that I thought was questionable was he asked if we needed work done on the house other than the water heater. We told him we had an inspection done, and there were some things we needed to do. He gave us a card for a company and told us they'd give us a free estimate. We told him we already have a handyman that we can call. He told us it was a free estimate so we might as well have them come and check what we've seen to see if it's fair. It felt like he had a monetary interest in it.

We had these guys out, and the estimate that came through was mind-boggling. We hired a guy to go under our house, and he spent all day long replacing insulation and fixing a dryer vent from our dryer. There was a vent that had dropped and not connected right. He cleaned that out, and he vacuumed for hours under there to get anything off the crawl space and clean it up. $600 is what we paid him, plus we bought the insulation, and we bought him a hazmat suit so we're probably 800 into it. But this guy wanted $5,700.

We also asked the plumber guy very clearly, before this guy came out and gave us this horrendous kid, “Will you put in writing that you inspected the hot water system and it’s running fine?” He said he would do that but he left the house and never did. He said it would be on American Home Shield's website. I'd be able to pull up the report ‘cause he would give the report to them. But it's not. All American Home Shield did was put on that the service has been completed, but there are no results. I've called American Home Shield and they said they sent me an an email and they'd send it again. But the email, once again, just said the service has been completed.

I want something that I could show a buyer that says we've had the unit looked at and it's running fine. But we don’t have that, and that's more of a frustration with American Home Shield than it is with the plumber. The plumber was what the plumber was. If the guy did a bid to repair something, my guess is that information would probably be available. But if everything's fine, that information should still be available because I'm sure he had to make a report to American Home Shield. The way that the home warranty is supposed to work is that I pay the deductible, they pick the dude, and dude comes out. If something's broken or needs to be replaced, he lets them know, and they cover that.

I'm a real estate broker and I have sold these warranties for years to people. I have bought them for years for my clients. I just got an email this morning saying that one of my clients had their washer/dryer fixed thru American Home Shield. I also had a client who had to replace their whole HVAC system. My client thanked me for buying them the warranty as it saved them money. American Home Shield covers what we wanted covered and the price is very reasonable. I felt that it was very legit because I've seen it work but it was only a great experience until I had my own.

They scammed me out of an a/c repair. They have vague clauses specifically designed to deny your a/c replacement. The companies that they have contracted uses this language to deny you an objective and rightful diagnosis. The first company did not even do any diagnosis test, that company was not even certified for my a/c system, yet American Home Shield quoted them for denying me coverage, saying a missing $5 ventil cap disqualifies me from a $5000 replacement. The "second opinion" company, equally made up another of their reason to deny me. This time it was abnormal damage.

Of course our own HOAs trusted a/c company did not agree to their non-sensical claims, but AHS only considers their own contracted a/c scam companies. As long as they insist having these clauses, know that they are purposely scamming people. They are notorious for using language like "not normal wear and tear" or "foreign debris" or "missing parts" to deny service you have paid for and are entitled to. Oh, and I forgot to mention that each of these contractors/scammers were happy to replace my a/c for $10,000 or more.

American Home Shield scheduled an electric Contractor that never showed up for the appointment. Neither American Home Shield or the Electrician have made any attempt to correct this situation. While I continue to sit in the dark for the last week and a half!

Avoid AHS. In my experience, AHS relies on the "pre-existing condition" exclusion to deny expensive claims. This happened to me twice. Last year, I was left without AC for over a month while AHS delayed my claim and ultimately denied it as a pre-existing condition. This year, they again denied my AC compressor claim for the same reason, despite my system having been repaired previously and AHS's own contractor confirming months earlier that it was operating normally with proper refrigerant levels. My family was left without AC in the Florida summer for two weeks until I had no choice but to pay for the repair myself. I paid for peace of mind, but when I needed help most, AHS found a way to deny the claim.

AHS is a scam. After 12 years of payments to them, loyalty to them, they literally took our money and ran. We’ve had 4 AC issues in the last 2 years. The last 3…guess who footed the bill....Nope not AHS…that would be us. AHS makes up bogus reasons why they won’t pay. My AC unit is 25 years old and they have put bandaids on it for the last 10 years. Wasted money….take it from me….Save your money, because you will have to pay for it yourself anyway. I dropped them yesterday…and I will tell everyone I know what a scam they are.

I rate this “1” star only because “0” offered. This is the worst business I have ever dealt with in my life. Their customer service is off-shore and unable to communicate effectively. When AHS does respond, they do not replace with like products, instead offering only cheap off-brand products. We have been unable to replace three leaking faucets despite 8 phone calls the AHS in the 6 weeks since we submitted our claim.

For every phone call, I had to provide the AHS representative a complete background and history of the claim, as no one of them were aware and without exception tried to restart the claim, trying to reschedule an initial home service that had already performed and reported back to AHS. They finally offered $65.00 to replace one of the 3 fixtures the plumber said had to be replaced, which we paid over $2,000 for 20 years ago. We are drafting correspondence to the Better Business Bureau so that the BBB can provide AHS some help developing more professional and responsive business practices.

      Dear Bruce Anderson,

Thank you for your feedback. We are sorry to hear that you are dissatisfied with the warranty coverage. Please note that the service contract provides for replacement with equipment of similar features and capacity, and replacement items are typically builder-grade models.

The warranty does not guarantee replacement with specific brand-name products, as brand-specific selections are considered an upgrade and may result in additional out-of-pocket costs. For additional details regarding this coverage, please refer to Section 9 of your service agreement.

We appreciate your understanding and thank you for allowing us the opportunity to clarify the terms of your coverage.

      Sincerely,

      American Home Shield
