We've been here for seven years. We've been very pleased with our experience with American Home Shield's team. They have called the same people, the same company, for everything we ever have done and what we pay the monthly fee for. I wasn't happy when the monthly fee went from $60 to $75, so to get somebody to come out here to do anything it's a $75 fee. That is a little steep.

Previously they have been wonderful but this last experience was horrible. They should train their agents better...
The vendor came and claimed to have 12 years of experience but could not give a logical explanation of the issue that I had. He cannot explain why there is heating in one section of the room and none on the other section but recommended a work around and said to "try it out and then we will see what happens". What kind of answer is that?! And the trial they recommended cost a few thousand dollars. Excuse me, you want me to experiment a few thousand dollars and then see what happens??? The agent from American Home Shield felt that this is the solution and that you the customer are silly and stupid for not being able to understand and follow it. I tried to explain but she wasn't interested in listening to what I have to say about my issue and how it was handled. I asked to speak to her supervisor and she said her supervisor is not available and would get a supervisor to call me. It has been close to three weeks... I've yet to hear from the supervisor. So clearly she is also not very honest.
I came back from my vacation and saw a letter reiterating the same thing that this agent said. The issue that I had raised was completely ignored. It's unfortunate that it's still outstanding.

I've been with American Home Shield for a long time. I'm glad I have it. It's always been real good. We are up and retired now and when something happens, we get serviced. 95% of the companies that we dealt with are good. They were maybe a few companies that they recommended that were not really good and I called them and they rescheduled. They were always concerned about my needs and everything. They're excellent!

We have the American Home Shield regular plan on appliance, light fixtures, plumbing, washer and dryer and refrigerator. There is no problem once you get a hold of them on 1 800 number. One time we had trouble calling them because it was late at night. I was at the hospital and something happened at the house but after that we've had no problems with them. It's a good plan. So far we don't use them that much but when we have used it, it has worked.

I have not received an e-mail or telephone call from AHS. But after talking to a couple of friends, I think maybe it was a misunderstanding on my part. AHS is not going to replace my Water Heater if they can prolong it's life by increasing the temperature setting. They probably won't repair or replace it unless it is leaking or totally broken down. That is OK with me so long as I get good service when needed.
Original Review: Jan. 13, 2014
I contacted AHS regarding my water heater not heating the water like it used to. I have had this unit for 7 yrs, so I thought it was time to replace it. The plumber came and increased the setting so it would heat the water more at a higher temperature. He said there was nothing wrong with the heater. My point is, if it is not functioning the same, at the same setting it has had for 7 years, then obviously it has some build up inside and it is going to go out in a few days, today or 6 months from now. Why do I have to wait till it is totally broken down, when I have to go to work without a shower, or it develops a leak. Why not be proactive and fix it. Worst part is, the plumber won't take my calls. I think the mechanics that work for AHS have a separate phone lines for AHS calls, and do not take their calls.

American Home Shield sent me an email advertisement. After I got the advertisement, I spoke with one of my family members about it and they have a policy with them and have had one 3 years with them so that was how I started with them. I've had both good experiences and not so good experiences with them. When I first had a situation with them, they were very responsive and if something needed to be fixed, they would come out and take care of it.
Over the last two years or so, they had some changes going on. Some of the problems were misdiagnosed and I wasn't happy because I was still out of service of of whatever it was. They would set up an appointment and I would have somebody not come in to help me. The last time that I used them in December, I had everything in the house break at the same time and they were very responsive on getting out here and getting the situation taken in control, so they had a diff. in their service. Last month, they were very responsive and that's great.
Great feedback, Victoria! We genuinely appreciate it and we’re glad to hear that you’re happy with your home warranty!

I bought it over a year ago and haven't really had to use it except I had a scheduled maintenance that I initiated also, that hasn't come too well. I'm still waiting. They have postponed my service call now for the third time and now they got it scheduled for this coming Wednesday. With all the cold weather and everything, I can understand that and it's not a big deal. It's just an inconvenience for a businessman and to work my time around. And I'm on hold for 20 minutes before someone even answers the phone. That's not good service.

I was referred to American Home Shield from somebody at work. I've been with them for at least 4 years. We had a little blip last year where they collect the service fee. I had already prepaid it over the phone with American Home Shield, and then the vendor demanded collection from the person who was opening the door for them. So there was a double payment and it took me forever to get that resolved. They finally realized after I just had a fit and they finally gave me a refund just recently. So every time I tell them, “Please, do not collect from my tenant.” They won’t even do service and I keep paying it over the phone. So that was the problem. But other than that, it’s been pretty good. It’s a good system and they’re able to be reached and they respond in a decent amount of time.

On Friday our plumbing went out and he backed out. We waited until Monday to see a plumber. My husband's been paying for septic as an add-on charge. What the plumber told us we should do is to have the guy come and pump our septic if it needs to be pumped and install a vent line - an access line of some sort. Anyway we're having to pay out of pocket to have somebody come and do our pump or septic. We have a rider that's supposed to cover pumping our septic and that kind of stuff. Of course, they wouldn't pump our septic because it doesn't have that access pipe to it. You actually have to do the pipe properly.
My husband said you have those access things but you can't do it right to do it that way. You have to establish it to correctly pump the septic tank, and they really did have access to clean up the line. We won't know if we could pump the septic until they open it, but they would've been accessed to pump the line. We've never had a problem before this; we just pulled the toilet and run the line, but American Home Shield didn't want to do that. So we're still without any plumbing since last Friday. I'm angry with my experience.

The people that had the house we bought had purchased a seller's warranty from American Home Shield to cover all the appliances and stuff for a year. And we were able to get that when we bought the house. We went ahead and renewed it and have kept it ever since we've had the house. American Home Shield has been very good. We had one bad experience with one of their vendors. This past fall, when it started getting into the cooling season, the furnace was in bad shape so we had it replaced. The contractor was only here part of the time. He had another full time job, so he was in and out and had one of his service technicians (a troubleshooter) do the installations so he was never completely sure on how everything was supposed to go and the owner could only come in at certain times. It just dragged out but eventually they got it done. I was unhappy with how long it took. The owner didn't seem that concerned about getting the job done as he was more concerned about his other full-time job. Every other contractor has been excellent. I have renewed and will continue to renew the coverage. I'm very pleased with the service.

During the holidays some meat that was being heated in a container caught on fire in the built in microwave. The microwave shut down and soot and burned grease was deposited on the inside of the microwave. American Home Shield arranged for a Technician to service the microwave... An appointment was made and the technician concluded the microwave needed to be replaced. AHS then made arrangements for Sears to come out, without contacting me. Finally arrangements was made for Sears to come on the 8th of January, no show. A call was made to Sears. I was informed that the appointment was for Thursday, the 9th.
The Sears technician came out and stated he had a work order for the range. He was informed that there was nothing wrong with the oven, it was the microwave. He proceeded to check out the oven and concluded that there was nothing wrong with the oven. Another call was placed with Sears and AHS and a conference call was held. Arrangements was made for another technician to come out on Saturday, January 11, 2014. Both technicians stated it would have to be replaced. The lead technician placed a call to AHS who informed him it was not covered. Upon calling AHS customer service informed me that a fire in the microwave did not constitute normal wear and therefore, it was not covered. So the microwave is still not repaired.

We were having ice storms where I live and my heat went out. The guys that American Home Shield sent out said they have to order a part, in 3 or 4 weeks. I wasn't pleased because I haven't had heat in the house since then. They told me they would provide up to $125 and space heaters. For an extreme situation like that it would have been better that they find somebody else to take care of it for me. I have a daughter and I've been living with people here, as it is cold at home. I go home the other day and my water heater is leaking all over the place and I have a wet carpet, no heat, and no hot water. They said they would cover it but my out of pocket cost is $550 for the heater hose. All they can do is cash out or I can find somebody to do it and they will reimburse me. I feel in extreme situations such as mine, more could be done. Other than these, the experiences with AHS were cool. Now, I'm on a limbo. I have a house that I'm paying mortgage on that I can't even live in right now. The house was built in '93. The appliances and the house itself have not been updated. So for my own protection, I needed to have some additional protection for the first few years I’m here. American Home Shield’s name was given to me by the people here at High Park who administer the retirement community. I’ve been a member since August and it’s been wonderful. My heat pump actually froze most recently. They have to come out the first time and they showed me how to turn on the emergency heat, thank God because it always happens when it's cold outside.
I was able to have heat while I had to wait 2 weeks for the part. They put the part in and 3 weeks later, it froze again so they had to come out the 2nd time and they didn't charge me the 2nd service fee because it was a follow-up and I thought that was pretty special that they took responsibility for the repair and this time it was only a $10 part but the first repair would have cost a lot of money. Then I had a leak in my dishwasher and another contractor came out and they took care of that in short order and I had a leak under the sink. I had a 3rd contractor come out and it turns out one of the fittings of the bottom of the pipe had just rusted out or something and they fixed that right there on the spot and I haven't had a problem since. So I'm a very happy customer. I would recommend them to a friend.

I had a problem with my heat so they sent somebody out back in November. The person who came out told me it was my compressor and he was going to report it back to American Home Shield. The following week they sent somebody else, this time a company from within my hometown and he said the same thing. I haven't heard anything back since that visit and I was worried in December. So I called them and she said he never reported anything back and she will contact him and I have yet to hear anything else back. My heat still hasn't been fixed and I've been running the emergency heat which is just enough to get by where you don't freeze. At this point, I don't even know who to talk to about it. The Sears guy told me that I ripped the floor and I told them that there is no possible way that I can rip that. Long story short: We moved into our 4500sq antique home April 2013. I called AHS for handful of plumbing issues, all of which could have been fixed in 2 visits tops. Jan 2014 and I'm still dealing with the fallout these issues. What it boils down to is that AHS does not have its end client in mind, and their structure incentivizes their technicians to prolong the work and create more issues in your home so that they can come back and charge more. AHS loses out on this structure as well, so it makes no sense to me.
Bottom line, I'm out $500, plus the cost of the plan, so over $1000. Not to mention countless hours on the phone with AHS, days where I was chained to the house because I had to wait for multiple and unnecessary technician visits and aggravation. In the end, I would have been significantly better off without the plan, which on top of it all is limited and has all sorts of restrictions on it. Frankly, it's the most useless thing you could do, and you might as well shoot yourself in the foot if you buy a plan with AHS.

And he recommended I get American Home Shield so I did. The plan covers everything in my house. They do fix things. I just went through a big ordeal and it took too long. But maybe that wasn't their fault but the contractor's fault. I'm glad I had them because my furnace went out. They need to check out the people they got contracted to come. Because anyone that's in heating and air and comes and looks at it for three times in nine days and can't fix a furnace needs another job. I told them but had to pay extra fee because I wouldn't let those people come back to my house because they sent someone out of Lexington. How would this be a pre-existing situation if I didn't know the dishwasher was broken when I purchased the warranty? AHS would not cover the repair. So the plumber said it would cost $2500 to repair and re-route the lines. We argued with AHS and they were very rude and obstinate. That's great customer service. I finally contacted a plumber on my own. All it took was a new water bib outside and the leak was fixed. A whopping $93. Consequently, we have canceled our plan with AHS.
I would recommend running away from them and find an honest repair service. Do your homework and find someone via neighborhood referral or from friends. This warranty service is as good as the paper it is written on.

If nothing else, they are consistent ... consistently bad. It has gotten to the point where I believe I will have to sue them to get them to observe the terms of their own contract. After six (6) visits from six different technicians, and one outside electrician I had to hire when their second to last tech somehow disconnected my dishwasher from the home's electrical supply, the dishwasher STILL DOESN'T WORK (it NEVER did). When I called and explained this to them and to try to get them to finally concede that the dishwasher needed to be replaced, not repaired, they declined, claiming they needed to have a "BOSCH certified technician diagnose the problem and decide if the appliance needed to be replaced." But this raises two questions: 1) why didn't AHS send "a BOSCH certified technician" to fix my machine in the first place? and 2) Why couldn't AHS go to any of the first five (5) technicians they sent to waltz through my home to try and fix the dishwasher in the first place and ask them for a diagnosis? No answer to either of these questions has ever been forthcoming.
Finally, acceded to what AHS required and brought out a real, honest to goodness BOSCH certified technician to my house. Not surprisingly, after a relatively brief examination of the appliance (because its condition was rather obvious), he confirmed the machine was irreparable. That was written up and submitted to AHS by me and the technician. However, instead of resolving the matter, it was merely the beginning of the next movement in this dance of the ridiculous. AHS wanted to replace a metallic finish, $800.00 dollar BOSCH dishwasher with a $500.00 black or white Whirlpool. WTF?? When asked, they claimed they were not obligated to replace the same brand or color. Okay, we were willing to work with them on the brand, but the COLOR?!?!?!? Since when did metallic FINISH equal COLOR? But no, no more discussions. This is their position. My only, and last resort is litigation. THIS COMPANY IS TERRIBLE. THEIR CUSTOMER SERVICE IS LACKING IN EVERY RESPECT. THEIR REGULAR PRACTICES ARE EXACTLY WHAT EVERY EVIL STEREOTYPE OF AN INSURANCE COMPANY IS MADE UP OF. STEER CLEAR OF THIS INSURER. RUN.

We rented out a house and got American Home Shield. Our plan covered everything that we had. We don’t have sump pumps, swimming pools. We have routine appliances. So it was the best covering for what we had. The only issue I have with AHS people is that they are hard to get a hold of at times. They are kind of miserable. They don’t answer the phone. I know everybody’s that way but it’s still aggravating. We had a two-month debacle with a heat pump and the compressor went out. The guy came out and was going to fix it and then he said no, he couldn't do that and he had to have a different compressor so we’re sitting there without any heat for over a month. And the guy recommended a compressor. He arrived in town. I called him that morning to set up an appointment and he said, “No, we don’t need it. What’s in there is working fine.” It wasn't working fine. He had called American Shield and closed it up, the whole nine yards.
I happened to have a friend here in Phoenix that knew somebody and I got a hold of one vice president’s office and I was just having it fixed. In the meantime, I had to go get somebody to go in and look and get that heat pump. This was from the 7th of December until like mid January. And anyway, the guy had wired it in wrong so the compressor would never work the way they’d wired it. So I wrote him a letter. I got the name and I wrote him a letter and lo and behold, they called the contractor I used and they refunded what I paid him, and I was highly impressed. I’m glad they corrected it. They did but if I had not gotten a hold of somebody here that knew the vice president because she lived here, I don’t think I would ever have gotten that done. All they could tell me is it’s closed out and I needed help. They just wouldn't listen. They wouldn't talk to me. They just said it’s done. Contract is done. It’s over.
I got lucky. I knew the right people. I would say I wouldn't recommend them to a friend because it was a debacle and there was a problem in getting a hold of somebody when the contractor did a bad job. But other than that, it’s fine. I've used them several times. They weren't perfect. They were hard to get a hold of to get a correction but overall I've been satisfied.

We have the basic plan with American Home Shield. The last experience was terrible. Our water heater went out. I called them. They sent over Union Plumbing Company that came out and told us it would cost us $760 out of our pocket. They were charging us $150 to get a permit. I went down there and got the permit for $40. They were charging us a hundred and some dollars for disposal. All you got to do is put it in front and they take it away. We got them down to a reasonable figure after getting the permit. So we told them to put in the new one. They came and put in the new one and I found out it only had a five-year warranty. The one they replaced had a nine-year warranty. But he said, "This is all they will pay for," which I think is horrible especially when he says, "It will last you about three years." He told me all this after he installed it. And even the building inspector that came out from the city says he has never heard of this make or a water heater with a five-year warranty.
We had a different warranty company before we had Home Shield and we had a washer replaced and they replaced it with as good a one I had before. This is the first time we had this, with Home Shield replacing the water heater. And I was up in arms about what they replaced it with and how much extra it cost us. But when a water heater is leaking all over the floor, you don't have a choice. It had to be done. We're not too happy. I never called them back because it was too late. They're not going to replace it now after it's installed. That experience turned sour, especially what it cost us out of our pocket also.

American Home Shield was the plan when I bought my house. Several years ago, we had a problem with the furnace and that was fine. They came in and fixed it. And then the technician said, "Well before we can fix it, we have to do a modification." That's what he called it. It was around $500 out of our pocket. They did that and Home Shield said, "We can't pay for this modification. That's not covered, but it has to be done." I wish, now to this day, I had said "Show me the modification." It took them about 15 minutes and they walked out with my cash. And American Home Shield was adamant that they would not help out at all. It was a real stretch for us to have that much money at that time. And that made me very, very, very angry. I feel I got took.
We had work going on in the house. I didn't have time to deal with it at that moment. Whatever it was that they did was so small and they kept talking around in circles. It had something to do with an air duct, making it larger or something. I thought that was wrong. Then there was one other thing that was very similar to that. One of the men who came to fix a certain thing did not like going through American Home Shield. He wanted me to cancel American Home Shield and he would fix the problem at his rate because he complained to me how he loses money every time American Home Shield asks him to do something. That what they do is they get people to go on board and then they drop the price that they will pay so that the technician isn't making very much money at all. And I told him no. I said I pay all this money every year for American Home Shield and we're going to use that. And if you don't like that, I suggest that you stop working through them.
Those are the two things that happened that I didn't like. That makes me understand sometimes some of the technicians come over and they have a bit of an attitude. That's not my fault because you chose to do work through them. I didn't know that that's how it worked. I didn't know that they were getting a lot less money than they would normally charge.
In spite of those two things, I've had this plan for about 13-1/2 years now because things are taken care of. I recommended them to both of my daughters when they bought their homes. So both of my daughters have American Home Shield plans on their homes. Having American Home Shield is a good thing. All of the work I've ever had done was excellent. I never had any trouble with anything. It's a good thing to have American Home Shield. They do what needs to be done and I'm grateful for it.

Until we moved to Georgia and we bought this house, I never knew such a thing existed and I'm just thrilled with the service. It's worth every penny I pay for it. They are the best there is.

I have had a contract with AHS since I purchased my home approximately 8+ years ago. On average I may have one service call a year. Until recently, I never would have hesitated to refer a friend to AHS. However, due to the low quality of the service providers, increase in service call fees and excuses as to non-coverage, I will no longer do so.
I have an older home (built in 1955) with an old heater (hence my AHS contract). A day ago the heater stopped working and would not go about approximately 60 degrees. (It was 19 degrees here last night) The service report left by the service provider told me that the heater unit was "tripping" and that it was caused by a blocked evaporator coil, "very dirty blower and assembly". Further, he stated that the unit needed to be pulled and cleaned. Per AHS this is routine maintenance and therefore not covered under the warranty. The funny thing is the service provider also told me that my system was old and that after next year they would not even be able to replace the freon in the unit (Amazingly, that did not end up on the report). Probably because that meant they would have to provide coverage due to normal wear and tear instead of blaming poor maintenance on me. Further, even if I agreed to pay the cost out of pocket, the service provider was not prepared to do the work the same day he came out.
When I called to dispute the non-coverage with AHS, I was told I had to wait 24-48 hours to speak with a supervisor. Seriously? What kind of company cannot provide a supervisor upon request during normal business hours? That's great. What's another night without real heat right? Basically it appears that they have this as their "policy" so that their customers get frustrated and give up and pay out of their own pocket. AHS' quality of service and coverage has decreased over the years. I will most likely be cancelling my service contract and seeking coverage elsewhere. AHS definitely does not value its customers!

I have lost count of how many times Greenway has been out to work on our downstairs heat pump. Yesterday they came out 2 different times and the second time left saying "well I am going to have to bring boss back in a few days to look at it. It doesn't make sense that it is not working." Well ok but the last two days have been the coldest on record and yes we have heat upstairs but not even the emergency heat is working downstairs and in fact running the "heat" only makes it colder in the house.
I called AHS and asked if there was anyone else they could send and I was informed that only Greenway was available in our area. I find that hard to believe but at this point I am ready to call an actual HVAC company and get the heat pump fixed and then bill AHS. I sit here in three layers of clothes, with all the doors closed to other rooms with the space heater blowing at top speed and I am still cold. Granted there are people that don't have heat and have frozen/burst pipes but this has been going on since November and it is STILL NOT FIXED.

A friend was talking about American Home Shield and it sounded like a good deal. I got the one that covers everything all the way to the ceiling fans. I've had good experiences with everything except when I had a water heater replaced. They didn't replace the unit. I ended up paying at least 50% of that which I didn't think was right because my understanding was that they either repair or replace with me paying just the service fee which is now $75. When I first started it was about $20 or $25. So that was not a good experience and I'm afraid I might have run the same thing whenever one of air conditioner unit goes down. If something happens like that, I start thinking, well it doesn't really work.

American Home Shield is a good company but there are some things I don't like. It is an issue with replacement. When I first took the warranty, I thought if things would be repaired it would get fixed. In the last couple repairs that we had, things have been fixed correctly but they should have been replaced with the age of appliances and numerous repairs they've gone through. We had some major appliances fixed and we had issues with it. I don't know if I could recommend them to other people. I've had good and bad experiences. The problem is once we had issues with some of the appliances, instantly they change their warranty. Right now they have things where before they do replace them, but it was hard to get a replacement, now they half everything on a certain amount.
For minor repairs they are great at coming out and fixing it and getting the part, but I know when we had repairs done on our systems that was very painful. We have our heat pump warranted through them and if it happens to go out, $3000 wouldn't cover the repair, they had to be replaced. If it's just a maintenance thing that has to be fixed that had to be fine, but if the item had to be replaced, the coverage isn't there anymore. And it would be nice if they offer things where they could give a credit for items that cannot be replaced. Our warranty was renewed in the summer and they changed their coverage and what they cover.
