I have tenants in a property, there are three women whom of which one is disabled and cleanliness is a major concern for them. The hot water heater began to leak a couple of days ago, I filled out the form on AHS website, and they dispatched a contractor to do the work of inspecting the water heater $75 fee, which I paid right away. The contractor A Water Solution Inc. comes to the property at 2 pm on a Friday and tells the tenants it's really bad, they need to shut off the water, and open it up and drain all of the water out. When I asked when he would be able to fix it he said I would have to deal with AHS to work out terms, but he might be able to fit it in Tuesday. That's four days without water to shower with, for four days.

The AHS rep called me told me there would be an additional $300 worth of "customizing" the contractor would need to do in order to fulfill the terms that I would need to pay for but they could get the water heater and everything ready to go right away. I explain to him that the contractor let me know he wouldn't be able to get out until next Tuesday. The man from AHS sounded legitimately concerned and told me he would figure out a way to get them there sooner and would give me a call back.

No phone call, three hours go by I call AHS, I sit on hold for almost 20 minutes, I get a woman who tells me they sent an email (I checked, they didn't) to let me know Tuesday was as soon as it could be done. I told them to take that contractor off the list then, they cannot meet the needs, they don't work weekends and I'll pay a premium to have it done today (Friday) or tomorrow (Saturday). She said that since that contractor doesn't work weekends, and the weekends aren't included in their 48 hour window for the contractor to return to do work, then they're within their rights to and contract agreement to come back Tuesday. They made no promises the work would be done on Tuesday, just that the contractor -should- come back by then.

I work for the State and I'm just going to go ahead and make sure everyone knows what a scam insurance company this is. It would be cheaper for me to do it on my own and I could do it today, plenty of plumbers in the central Ohio area looking for money. Don't buy into the American Home Shield b.s. You're better off fixing things yourself, at least then the tenants you have cannot come after you for breach of your contract because in Ohio it's in our laws I must supply hot water at all times. Well 96 hours of standby because AHS doesn't care, doesn't help me or my tenants. They just want your money with nothing in return and by the phone calls I had with people today, it's MORE than apparent.

I requested a plumbing service (Moors Plumbing). The plumber showed up after few weeks, took service charge and told me that he will order parts. The parts never came and when I reached out to the plumber after 2 weeks, he claims he fixed the problems. I reached out AHS. They put plumber in touch, but this guys never showed up. When I called AHS again, the customer rep has big attitude and could feel she is annoyed with my call. This issue has been going on for few weeks. I would expect AHS to send another plumber or at least follow-up on this issue. Horrible customer service. Don't recommend to anyone.

We've had American Shield out a couple of times for our issue with the AC. It was easy to submit a claim. I placed a phone call because I wanted to speak to a person. I know they always recommend doing it online but I just preferred to place a phone call. The representatives I talked to were very pleasant. They answered my questions and set up an appointment with a repair person rather quickly so everything was good.

After the repair, the AC has been fine. Apparently there's a leak in my system but there has to be a significant leak before anything can be replaced so we're just keeping an eye on it. Our system provides the heat and air so we will have someone come out to check the unit as it gets closer to colder weather just to make sure that they're operating okay. We are pretty much satisfied with AHS up to this point.

I have been a member of AHS since 2009. While in general I have been a satisfied customer even though the rates have been yearly along with the service call fee I have chosen to stay with them. Now with the most recent service request an additional cost have been added for state tax at least in WV for Sears ONLY service. I had not been previously notified of that change until the technician advised me. A customer service rep for AHS verified that that was a recent change. Suspecting an additional increase in membership and service call fees for 2015 along with a Sears Only tax added to my costs I will be reviewing total costs for staying with AHS and if that is a financially advisable course of action.

The fan on my air conditioner went out. It was 100 degrees in my house. I submitted a claim to American Home Shield online. It was super easy. The contractors they sent were all good. They actually sent them out a couple of times because the first one, they had the wrong fan, so they had to come out again to put the right fan in. Other than that, it was all smooth. They did take care of the problem. They stuck with it until the job was done. The service tech also took the time to wash and clean out the unit and let me know what he had done. Since the repair, the unit’s performance has been excellent. American Home Shield is very easy to deal with and I definitely recommend them.

As a first time home owner, I was excited at the thought of a home protection plan. As I was house hunting, I kept hearing great things about home warranties and how beneficial they were. My realtor strongly encouraged me to consider a home warranty plan from AHS. He said he had many success stories with the company in the past. I felt like having the home protection plan removed a tiny bit of stress from the home buying process. It was nice to think I would have low service and repair costs during my first year in a new home.

I had a home inspection prior to closing on the house. Regarding the furnace, the home inspector's report stated that "there were no significant visual deficiencies observed in the visible portion of the heating system." There was rust noted, but the furnace was "functioning properly at this time". After I closed on the house, I called the gas company to turn on my gas. The gas worker said that the pilot light was not functioning properly and needed to be serviced. The service contractor sent by AHS said that the furnace was unsafe and needed to be replaced. AHS said that the damage was a pre-existing condition which excluded them from helping repair/replace the furnace. They estimated replacement to cost $4000.

I felt very misled in the whole process. The furnace was functioning when I purchased the house and home protection plan according to my home inspection. AHS was very difficult to get a hold of to answer my questions and concerns. Dealing with this issue and AHS has turned out to be a major stressor. I am very disappointed.

I filed a claim. They came out. They thought they fixed the problem but it required another part so they got that and then they said it was all fixed but the ice maker didn't work on our refrigerator. So then they got the part and they fixed it and then we found out that American Home Shield doesn't cover ice maker. I'm upset to find out that the ice maker is not included in the refrigerator. Why is that? The ice maker is part of the refrigerator so it should also be covered. Anyway I paid them for that and then it still didn't work and I've called them twice yesterday and they still haven't come out.

After submission of my complaint American Home Shield finally resolved this issue after one week. I am happy that we finally got hot water and did not have to pay a fortune for it, I'm not happy that I had to fight for one week to get it resolved.

    Original Review: Sept. 23, 2014

I have been an American Home Shield (AHS) Customer for over 12 years. All in all it has not been a bad experience until now. Last week Wednesday, 9/17/14 my hot water heater started leaking. Submitted claim online about 8:10 am. Had to shut water off to whole house, did not hear for anyone so I called in. AHS gave me the contractor's name and number. Called contractor, they said they could not be out until 2:00 to 6:00 the next day (Thursday). I asked if this could be expedited, the dispatcher said they would see if they could push the time up. I took off work the whole day expecting they would get there earlier, due to not having any running water. The contractor showed up at 5:53 pm the next day. Could not fix, heater had to be replaced tech said. They cut both incoming and outgoing lines to heater and capped. Now I have only cold water. Did not hear anything again, had to call next day (Friday). Contractor finally called midday Friday, said my out of pocket expense was $1,230.00. Ask them why so much, I thought AHS was covering parts and labor. Later find out this was for code upgrades only, heater and labor to be covered by AHS.

I called AHS back to complain about out of pocket expense on the so called code upgrades, told them I was very dissatisfied with contractor. AHS rep said that it did seem too high and suggested that they send a more replicable company out, and would send information over to them. AHS gave me the name and number and suggested I call to set up, I did and they could not get there until Monday 9/22/14. Second company showed up about 2:50 pm Monday to looked at hot water heater and said that all the code upgrades I needed was flex line for $289.00. The tech called in to AHS to get approval, AHS agent said since he had the same diagnosis that they would have to give it to the first company. The tech was confused and told me they did not give him approval. I called AHS and tried to find out what was going on and totally got the run around, agent said something about they have the right to pick which contractor will do the work, and that a supervisor would have to review and call me back.

After several hours I called back again, this time no supervisor/manager on duty. Left message on manager's voice mail, and as of this submission I have yet to speak to a supervisor. Also as this submission I still do not have hot water. Have lost two days of work, and spend a lot of money on gas going to and from work 30 miles away, so I can meet contractor within 30 minute window. My question that I cannot seem to get an honest answer to is what is wrong with me using the second contractor for $289.00, what does it matter to AHS, besides they (AHS) were the one who suggested the second contractor be contacted and scheduled?

The summer was just getting hot and we were very concerned about how long the repair would take and how much it would cost. Worst experience of my life! My family still has no air conditioning. We are burning alive and American Home Shield is the reason! My air conditioning/furnace unit started leaking water, so I called AHS, and they sent out Sun Power Solutions. They advised that they, "Found very dirty evaporator coil, need to call AHS for approval to remove unit and clean..." I thought this was fine, as my contract stated this was covered in Section 2a: "Insufficient maintenance, rust, corrosion, or sediment." I was charged $75 for this little visit that I promptly paid.

AHS contacted me a few days later and said that it was not covered for some reason. After speaking with several rude and disrespectful associates, I was convinced someone to send out another company for a second opinion. The second opinion company came out and advised that there was no way that the first company could have seen the coils at all. Admitting that Sun Power lied and that there was no way they could have made that determination without taking off a panel to see the coils and assessing the problem. Again, I was told that approval was needed to remove the panel. And even after it was proven that the first lied, and fraud was committed, AHS said "well this isn't covered either!"

After some investigation I discovered why "nothing was covered". The reason was because of a point system AHS and their affiliates use. If the company advises AHS that the job is not covered, they get more points, and more point equals more service calls for them and of course $75 each visit. But, if they say that the job will cost a lot of money, that AHS would have to pay, then they get less points, and eventually AHS would not call them for jobs and no $75. A great business strategy for AHS and the companies they send out, well everyone except for the customers.Leaving me still with no working A/C, $75 less in my pocket and still paying the $43 a month! American Home Shield should be ashamed and have the decency to do what right and fix the problem!

I put a claim on it and everything went fine as far as with American Home Shield. They got somebody on it right away. Sears came. The only problem is they had to order the part and it was about a week later before they could come back. Then they had the parts sent to me directly and when he put it in, everything worked fine. The contractor was a real nice guy. He knew what he was doing, did a good job.

They gave me the name of the company that would be calling me. They called and scheduled an appointment right away and were very effective. The contractor they sent was very personable, pleasant and efficient. He knew immediately what it was when I told him the problem. He came and was in and out very quickly. Since the repair, the plumbing has worked fine. It’s nice not to have faucets that leak or toilets that run. All it needed was a little repair from the wear that it had. I’m very pleased with American Home Shield, and I do recommend them.

We recently had a small problem with the air conditioning in our home and we submitted a claim to American Home Shield through the computer. The claims process was pretty good. The only drawback was that you only get to talk to a real person if you screw up on the numbers that you punch. Then, they came right out. It took them about 10 minutes to fix the problem and they were on their way. We’ve also had good rapport with the people that came out to our house. Usually, American Home Shield would call a day or two after the service was taken care of to see how things have worked out. They haven’t done that though the last couple of times. But they have treated us very well and we have had no problems with them.

I've always had excellent response from American Home Shield. They send out a vendor to take care of whatever the issue is that I've called in. Rarely have I had to wait more than a 24-hour period to have a service tech on the spot and take care of the issues. The majority of the time, when they are here, it's a one-stop deal. They don't have to come see what the problem is, go into town and come back with parts. It's been real convenient that they were able to come to the house, find out what the issue was, take care of it, and be in and out.

I had an issue the year before with the air conditioner and the system froze up. I placed a call and within a very short period, they were out here and fixed it. My wife was the one here. The technician was very pleasant and very knowledgeable. He showed her a few extra things that we needed to do to keep this from happening again. He answered the questions, spent time debriefing us on how to take care of the system and what was going on, what was wrong, and how he was intending on correcting the situation. The repair work was excellent. It's working well. We haven't had any more problems and it hasn't frozen up again since. They were very prompt, very efficient, and well trained in the repairs and in handling a problem.

We have had a good experience with everything with American Home Shield. We’ve had it almost two years now since we bought our house, and they’ve been able to solve the problems we’ve had. We’ve had them out two or three times for the microwave. They worked on it and fixed it fine. We’ve had them out for plumbing way back and that was fine, too. We’ve also had them out for the pool twice and both times had been good.

My last claim with American Home Shield was regarding the dishwasher. We couldn’t shut the door of the dishwasher. We called AHS, someone came out and found out that there was a rubber flap in the way. They adjusted and fixed it, and now, it works fine. The people that have come have been good. They knew what they were doing and they do it and they’re done. There was one time when somebody couldn’t come, so they had to get someone else. Overall, we don’t have anything negative to say about American Home Shield or the people that have come. We certainly recommend them.

On 9/17 I schedule a Service Request to fix the ice maker on a 2005 Jenn Air refrigerator. On 9/19 I received an email saying that the contractor should have been in touch by now, but they hadn't. After discussing with my wife whether it was worth paying the $75 deductible to a flaky contractor with no guarantee the fix would be covered by the warranty, should we just buy a new refrigerator? We opted for the latter.

I tried to use their website to cancel the Service Request. Upon clicking the Cancel Service link, I was taken to a page that said I had no Service Requests. When I clicked the Return to Home Page button, I was logged out of the website. So, I tried to call. The phone rang, the automated voice system picked up and said its message, then I was transferred to a Service Representative. The phone rang, somebody picked up and I could hear typing, but nobody said anything. When I said "Hello?" I was hung up on. I called back. After finally reaching somebody, they told me that the contractor had tried to reach me on 9/18. We verified information, it was correct, and my phone had not been called nor was there a voicemail.

The Service Requests do not work. The website is malfunctioning. And, the phone system is being used incompetently. What does work? I cancelled the Service Request with the Service Representative (that worked!), and requested that they cancel the warranty and refund the money to the seller of our home. Why should they have had to pay for a service that doesn't do what is advertised? I was given another phone number to call, with no guarantees the seller's money would be refunded. Now I have a choice, keep a service that doesn't work, or cancel it and risk that they keep the seller's money for doing nothing? We'll do the former, begrudgingly. Others should be aware of the problems at AHS before paying for their "service".

They did not even try to see if they could come out that day, he said he would call me the next day, lol, really. So I call AHS, they say, "We will send your service call over to be expedited." Well don't hold your breath, the service call was not expedited and they cancelled the other plumber. So in fact no one was coming and my family was using plastic bags to go to the bathroom. Is that tmi beware!

They get your money upfront and you get second hand service. I don't have peace of mind and that fancy book they give out well it should be burned. It's a marketing strategy. The rep told me it makes complete sense that no one called or emailed me, that my service was not expedited and that they cancelled the prior plumber. Wow. Beware people the world is going to hell, and customer service is one step ahead of the world.... I do believe that AHS pays a group of people to put out good comments. Five star no way, no stars should be a choice. Well I'm going to get my plastic bag now and I hope you do your research. Many times realtors will suggest a company but heck with them. Their only target is to get the service fee and doesn't care whether the issue was resolved. If we report 3 problems, the contractors will try not to get the issue resolved instead he will try to tell some information not to cover this. AHS did have Shay call me to discuss my feelings about this contractor. AHS blocked this contractor from ever being able to be dispatched to my home again, however I feel AHS should not be using this company at all. I am happy with the resolution for this claim. My comments are being forwarded for AHS to review this company they sent out.

AHS is offering me the cost of these repairs as a credit towards a new dishwasher. The credit does seem very low, but that is what they said they could do, and I need a dishwasher in working order, so I will order my own dishwasher and have it installed and put the credit towards the new dishwasher.

    Original Review: Sept. 18, 2014

We have used AHS for 6 years. They have saved us on the replacement of 2 hot water heaters and has done a decent job with plumbing stoppages. Currently we have a dishwasher that isn't working and they sent a company that is incompetent. Upon my gut instinct about this company after their initial visit, I looked them up and they have many complaints, which AHS was notified about and complaints were filed with the BBB and AHS is still sending this company out into homes in the area. This company is dragging their feet, inconveniencing us longer and AHS said they can't really do anything about it. I will not trust to have this company install a new dishwasher based on the screw up jobs they've done in other homes in the area. Of course, I'm just waiting and waiting to hear back from both the contracting company and AHS. Nothing gets done fast with AHS. I am considering looking into other home warranty programs. AHS sending this last company is the last straw!

If you have a claim with this company, it is pure hell to deal with them and the contractors they use. It is a scam from the get go. I had a water heater leaking, took forever for them to respond. First contractor never called me back, got another one and seemed good. But when AHS called and said I would have to pay $862.00 for my part which they didn't cover (pure BS) plus the $75.00 on the service call, I was floored and upset to say the least. After waiting two days to find this out, thanks to the worst customer service (they know nothing just so sorry you feel that way response) I was over a barrel!! If I would have know this the first day or two I would have just went to Home Depot paid $398.00 for the same heater and put it in myself. It would have been less than what my part turned out to be and would not have had to wait.

I did find out after six calls to customer service (customer service that is a joke!) that if you request a cash payment after the service call is sent to them to evaluate, they will come up with some lower cash amount and send you the check. Problem is it takes two to three days to find out how much they will send you. Such a circle jerk with these guys. They and the contractors are in bed together to screw us the homeowners. The contractor told me if I was to call them they would have done all of the work for $1250.00. My part I paid yesterday was $937 including the $75.00 for the deductible. AHS was to pay $640 since the deductible goes to them for a total for this water heater of $1652.00 with my part I had to pay!! Contractors make more with AHS and AHS pays very little on claims plus as other reviews on here state, they will repair items but never replace them.

AHS pays lower claims and makes more money. I wonder if the contractors are doing kickbacks to AHS???? Makes you feel like a fool for signing up for such a pitiful warranty company. They use the Air Conditioner and Furnace going out to scare everyone into signing up since those two items are expensive. I have yet to hear of anyone getting new units replaced by AHS. Repair, Repair, Repair only!! Realtors say the same thing but they push AHS to everyone. They probably make a commission on signing us fools up! It is a crime by taking advantage of trusting homeowners like this. I'm done with them and hope this helps someone from making the mistake of signing up with this bunch. If there is a class action lawsuit against AHS, I will be the first one in line to sign up. Good Luck.

We had an intermittent leak in our toilet for well over a year and finally decided to use the AHS service we've been paying into for over four years. In the first instance, they sent out Plumb Genius of Edmond, OK. Unfortunately, the "technician" was rude, condescending, and refused to do anything except throw caulk around the base of the toilet (His employer was notified of his "lack of service" on this service call).

We had to call AHS again when the leak returned. They sent the same company - we live 20 miles away, and you can't tell me there are no other plumbing contractors within that distance - and this gentleman, although much nicer in attitude, only replaced the wax ring and didn't inspect the toilet or the flange as a possible source of the problem.

Third time, the toilet leaks worse and more often, so here we go again: AHS, Plumb Genius (I sense a pattern here). War breaks out when AHS says that they won't cover the repair of the culprit broken flange because I took matters into my own hands and removed the toilet to discover something that the first two plumbers should have checked for and found! They also said that there would be an additional charge to install the new toilet, which is silly, stupid, and a messed up way to extort more money out of their clients. The person my wife spoke to at customer service was ignorant and sarcastic during their conversation, and when she threatened to cancel the AHS contract, he said "Well, I hope you stay" in a manner my wife described as being snide and overall smartass.

We went ahead and paid the king's ransom to have the flange fixed, but this incident has left us feeling ripped off, angry, and wondering why we paid so much money for the warranty when it serves us no purpose at a time of crisis. We have issues with Plumb Genius of Edmond, too, but I won't digress into that here. We're done with AHS as soon as possible.

Submitting my first claim to American Home Shield was good. I did it online so I had no problems. I wasn't sure on some of the instructions, but once I understood it, it was easy. The contractor was very helpful. He gave us some good pointers because apparently his company does a whole lot of work for American Home Shield and he personally has had a problem himself. He's the one that really truly made me understand how American Home Shield works and reinforced my decision to get the policy. The appliance has worked greatly and I have had no problems out of it. It was a great experience.

The non-covered items were many and the charges from the contractor for these items were beyond exorbitant. Most of them were not needed to make the unit work. I did not have a choice in order for them to do the work. The company has an F rating from BBB with many complaints. It is obvious the contractor is attracted to AHS since price gouging is allowed.

I called for a plumber concerning a leak. The plumber said he couldn't find the leak and I had to point it out to him. He left the water running while he left to get the part causing thousands of dollars in damage. Of course I'm responsible for the cost of the repair.

Next round, my hot water heater goes out. ACH contacts the same plumber. After I refuse to let Plumb Genius back in my home they refer another plumber. 3 days later, I get the call from them. They come out, say it needs to be replaced and that they'll be sending an estimate by end of day. I call asking about the estimate at the end of the business day and get no response. 24 hours after they originally looked at the problem I get a call saying AHS will take care of it and that I'll have to wait. I called AHS and was told "we're really sorry but you'll just have to wait." I was later told by AHS "sorry but I don't care if you have to take cold showers." I haven't had hot water for 2 damn weeks and all I get is "we don't care."

Take your money to anyone but AHS. Bet they'd care if they lose all their damn income!

I had a problem with the garage door belt on the opener. It basically stretched from old age. It was some kind of rubber, not a chain drive. The garage door would go up about a foot and a half and stop and then it could go down all the way. And most cars are a little taller and that wasn’t doing us a lot of good. So I called up American Home Shield and they came out and took a look at it and said, “Yup, we can do that.” Then they ordered the parts and they did it.

Their secretary or receptionist or whoever is at their office helped and went above and beyond. This was a garage door opener that was 10 or a dozen years old probably. So the belt of course is not something that was normal stock item. So they searched around trying to find one and then just had to put an order in and it took about a week for them to get it and they made the appointment and came out and installed it. The installer also adjusted the door so that it went up right and smooth and it’s quieter and smoother than it’s been in a long time.

They were quick, efficient, as promised. It doesn't get much better than that. Every time anything has broken down, we call and they file the claim and send somebody out. They make the repair and we pay our deductible and everybody is happy.

10 days after we moved into our house, we had our living room covered in water. After finally getting a technician from AHS, ARS Rescue Rooter, he determined it was due to roots in our pipes. AHS would not cover ingress or egress to the broken pipe located in the slab and the estimate was $4,684. We wanted another opinion and had the pipes scoped and no roots at all were present and that there was a leak from a pipe in the slab. AHS sent a letter denying any coverage because the leak was in concrete. We then removed the concrete to expose all the pipes for them to fix.

We called them back and they sent another company. The first technician had no idea what he was doing. 4 days later they sent another one and he was rude and surly. After contacting AHS they said they were waiting on the detailed estimate from the 2nd company and could not proceed. My husband spoke to Royal Flush and they did not want to do the repair and refused to give an estimate. Contacted AHS again, 6th person I've talked to and they wanted to send the first company, ARS Rescue Rooter out again! The same company that misdiagnosed the roots. He said that they did not cover renovations, and that doing the piping estimate was $6,855.00 and that AHS would not cover it because we had removed the slab.

After speaking with AHS they refused to cover anything because we had removed the concrete that they had previously stated was the reason they wouldn't fix it in the first place. They wanted us to pay their company to remove the slab instead of doing it ourselves even though this did not affect the piping in anyway. This company is full of double talk and I am convinced, by these exorbitant estimates that they are running some kind of kick back scam. The back and forth with this company has taken over 2 1/2 months of getting the runaround. I still do not have a functioning bathroom, it was completely gutted to the studs and dirt. This has been a nightmare. Don't waste your money on this service.

We have had American Home Shield for 12 years now. In the beginning we used them for our front loader washer. The repairman they sent out was great. He fixed the problem which was minor. After a few more years, we needed to call American Home Shield because the garage door broke. They sent the repair guy out and we were told "Oh sorry AHS does not cover the springs" so we had to pay him over $200 for one new spring and our $55 service charge. We still at that time had decided we should hold onto AHS just in case something bigger goes out.

Next was our water heater. The repairman comes out, puts a new heating element in. We paid him $65 service charge (service charge keeps going up) and he left. 3 months later, no hot water. Again repairman comes out, puts in a new heating element. We pay $65 and he leaves. Another 2-3 months later, water heater goes out again and we go through it all over again because AHS will only put band aids on.

So we hire an outside company who comes out and cleans all the sediment out and puts a new heating element in. If the first repairman had done what was needed we would have only had to have paid one service charge for a $20 heating element instead of $195 service call and the repair bill from the outside company. We could have paid for a new one to be installed, but silly us we trusted AHS, still!

2 years later Sept 2014, our air goes out! We have to spend the night in a hotel because once you put in a claim, you have to wait for AHS to contact a repairman and they have to call you and schedule. This process is usually a good 48 hours but we followed the rules and waited. The next day the repairman from Consolidated Mechanical calls and schedule for the next day and of course they give you blocks of time but the receptionist said "we will call you 30 mins before they come so you can still go to work."

So when it was our turn, the repair guy calls and said he is 15 mins out and when I explained that the office said we had 30 mins, he rudely stated "well I am only 15 mins out." So we race home so we don't miss him. They go to work on the unit and say "Well you have a leak and you need 12 pounds of Freon which will cost $60 a pound and AHS shield only pays $10 a pound, so you have to pay the difference. Your bill will be $600 on top of the $75 service charge (yes it went up again). We tell them to leave because that is a joke.

So we call an honest repairman. He came right over and yes, we had a leak, but it was not even in the same area where the Consolidated Mechanical said it was, and yes we needed 12 pounds of Freon but the price of Freon was under $9 a pound!! So the guys at Consolidated Mechanical were crooks, not only were they going to charge $60 a pound for Freon, they were going to "fix" a leak that was not there and not fix the "real" leak. So in a week or so we would have to call them again, but the good news is we would not have to had paid the service charge but we would have had to pay the price of Freon.

When I called AHS, they stuck up for Consolidated Mechanical, that is scary! We decided right away to cancel AHS. I spent over 30 mins on hold and over 30 mins trying to cancel our contract. I was told that it would be cancelled right away and I would get a confirmation letter in the mail. 2 weeks later I get a letter but it was not a cancellation letter, it was "congratulations on your renewal" letter! I called them right away and of course that department is closed until Monday and there is no one else that can help. I asked for a supervisor and he REFUSED to get on the phone.

Now I have to wait until Monday and call and go through this all over again! Please please BEWARE when signing up with American Home Shield and be prepared that they will ALWAYS find a way to put a band aid on things instead of fixing them the right way. We paid AHS over $6,000 and were not able to use them! Sad that they can do this and get away with it!

As a consumer, can we require AHS to make all records (AHS and the contractors they hired to do the work) available online so the consumer can log into their account and review the accuracy of the information entered by AHS and their hired contractors? Also, as a consumer do have the right to find out how much was paid to the contractors or what's AHS's fee schedule or any discounts AHS gets from their contractors? Also, can we ask what AHS's requirements for a contractor to become a member? i.e. certifications, years in business, BBB rating.....etc.?

AHS is not transparent and by reading their responses to BBB complaints they always reference the fine print outlined in their contracts with consumers that most of us do not read or understand before we sign up and give our money away and end up learning the hard way when we file a complaint or someone who has the knowledge and expertise in consumer laws and file a class action lawsuit on behalf of all consumers don't have all the information they need to make a wise decision.

And finally, why AHS does not allow the consumer to hire their own contractor using the very same rules that AHS uses when they sign up a new contractor? Why? I bet it has to do with money. In my case, I took advantage of a Colorado - Excel PUC program (Energy Audit) and used one of their certified and approved contractors to have my furnace and A/C checked and they uncovered major issues (and one of those issues was serviced by AHS contractor) and when I reached out to AHS for service request to have this certified and approved contractor fix these issue they said No. It has to be one of their contractor.

These PUC contractors had to go thru the vetting process and meet certain qualifications before they get approved and become an approved contractor. Their BBB history is clean. Why consumers can't choose one of those contractors? Do AHS contractors go thru the same vetting process? Do all AHS contractors have a clean BBB history. Consumers need access to more information about AHS and their contractors and financial arrangements. I'd love to hear from any attorneys and consumers that believe in consumer rights. And just to be fair, I do believe that AHS has the right to make a profit but do it openly, honestly and not on the back of the consumer. Thoughts anyone? Thanks in advance.

To give you an idea, when they choose a vendor to send out to my house, I immediately go to Angie's List to verify and look at that vendor and the quality that they've done in the past through reviews. If I see that they have terrible reviews and they have an F as a grading, then that's when I have to do my homework. I have to call them back and say, "Look, I think this is a bad choice and maybe you need to look a little harder at your vendor list to make sure that you have the right people that are serving your customers." That has only happened once or twice over the seven years or so we've had them.

I called in a claim in late August. It is now 13 days for a simple washing machine repair. The call to them was on Labor Day weekend so it took them 4 days to get to me which was understandable. When they came they told me I would need a new transmission and timer. AHS decided to repair instead of replace. They were supposed to come back yesterday, called me at work and scheduled. Taking time out of my day I took off work to be home between 1-4 when they scheduled the appointment and no one showed up. They didn't even bother to call. When I called them they told me the parts were broken. I told the women I did not believe her and an hour the manager called with a completely different story (so they were lying).

Today they showed up to do the repair and said they needed to order more parts. The first tech wasn't familiar with the repair and it would be another 7-10 days which would leave me without a washing machine for almost a month. I called AHS and Michael answered, his ID # **, at least that's what he gave. He was extremely rude and when I asked for his supervisor he told me to check myself. I said, "WHAT?" and he said it again. I asked for a supervisor and was left on hold with no response for 30 minutes. I will next go to the CFPB and see if I can file a complaint there as well. AHS needs to get professional people to answer their phones that know how to talk to a consumer!!!!!!!!!! It adds insult to injury. Not very smart.

They also state if I go through AHS the entire cost has to be paid before work is to start. AHS says if inside unit was not working they would replace it. If the contractor is stating both need replacement, what’s the problem? Why do I pay AHS for a hassle.

I texted him a couple of times and he told me what he thought was going on. When he came out he confirmed that was what it was and got it taken care of. It was a matter of not having enough Freon. Now the air conditioner is working better, doesn’t run as long as it was. What I needed to get done got done and for the reason I paid for it, it worked like it was supposed to.

There is no information on how to cancel your policy, no access via website and no address to submit the request by e-mail or US mail. I find it unethical, if not illegal.

We've used AHS a number of times - and it's been well worth the money. I think the user experience with AHS depends on the contractor as much as AHS - luckily, in our city we have a number of reliable and honest contractors so consequently haven't had any bad experiences. AHS does try to go with the least expensive solution, but is open to recommendations from the contractor to go with better solutions that may save money later.

We have been paying for AHS premium for years and we finally used it on our dishwasher (Top of the line KitchenAid - 7 years old) 3 months ago. The dishwasher door just gave out. When the service man was working on it, we observed that he was very sloppy! Then, we saw him using some kind of string (not kidding!) to secure the door. We questioned him, however, he made it sound like he knew what he was doing. Anyhow, when he left, we were just happy that the door was working!

Last weekend, the door gave out again! We don't even use the dishwasher but perhaps 2 or 3 time a month (it's only my wife and I). When we called to complain yesterday, the customer service rep was rude! We were told they only warranty the job for 60 days! We told them that we understand, but we expected a little more out of the service company they use! That was our first experience with them and we will never use them again. We asked to speak to a manager. She told us that someone will call us within 24 hrs.

We called back late today, since no one called and found out that she did not even make any record of our call! We demanded to talk to a manager and finally talked to a ** who sounded more like a ROBOT! He kept repeating that there is only 60 days warranty on their work. Did not even hear us about the terrible contractor they sent. He had no clue about customer service! He asked me "So, do you want to order another service call"? Which meant another $75! I told him that no problem, go ahead and send another service tech, we will pay the $75, but this would be the last year that we use them! We will not renew our contract with them, that's for sure!! There are plenty of other companies that we can use, and thank God for that! I don't believe they really care for their customers.

If I could give less than 1 star, I would have! As far as I am concerned, they don't even deserve 1 star! I will make sure I warn all my friends and family about them! How good is a company that when you need them, they fail you? How many times do you have to pay to repair a dishwasher door in 3 months??

I have been attempting to resolve an air conditioning problem since 9/2013. Several contractors have come out and guessed about resolutions. I have heard everything from a freon leak to loose wires to no explanation. After three calls this year, a supervisor was to come out as he stated they have many new inexperienced and/or lazy techs. No call today. No show. American home shield NOW says there was a faulty installation in 2013. Why was I not notified? They sure can mail out renewal notices! They've called me in the past with major issues and repairs. Why am I just now hearing this made up story? Why am I wasting service fees? Why did the contractor tell me it was a freon leak in May, only for it now to be a loose wire? Long story short, almost a year later... air STILL not properly fixed... yet they get their monthly premiums and service fees like clockwork. Changing companies on all my properties. Bad enough I had to wait an hour on hold last time I filed a complaint.

Insulation had come loose and clogged the duct. However, AHS said this was not normal wear and tear, therefore we would have to pay $375 for repairs... I bought this house 4 months ago, what is the point of buying a home warranty if they can't cover something as small as patching a duct or replacing it? Also, HOW IS THIS NOT NORMAL WEAR AND TEAR??? The tech that came didn't understand why AHS wouldn't cover the costs either, as he has worked with the company in the past. NOT impressed, AHS.

Every time I try to use my extended warranty it is a battle. I had plumbing issue. The plumber comes out and tells us that we probably have a slab leak. You can hear water running somewhere. AHS doesn't communicate back to the plumber that he can run the test. We have to follow-up. Then AHS will not authorize an expedited work order so that I can get someone out quickly to see where the leak is under my house. I ask what constitutes an emergency to get someone out quickly for leaking water and two customer service reps tell me that they cannot give me that information. I then ask to speak to a supervisor and am told that there are not any on duty. Always a battle on every claim.

Everything was fine with American Home Shield. The claim process was extremely easy. I called in and they got back to me within a reasonable time and told me who was gonna be coming out and what company it was, and even who their name was gonna be, and that they would handle whatever needed to be done. And if there was any questions or anything, they'd get back to me. So it all went very, very well. I was very pleased.

The contractor they sent was very professional and he was dressed appropriately. He asked me a few pertinent questions. He answered all my questions - as far as what I could maybe do to try and reduce the chances of that happening in the future, and why it probably happened this time. He also treated me very kind and very respectful from start to finish, even when he came back. He had to leave and go to another job and wait for the coils to all de-ice before he could come back and kind of finish the job outside on the actual unit. He was outstanding.

I like that AHS cover everything and I don't mind paying the $100 service call. I figured that's fair cause it's gonna cost me at least that to have somebody come out normally anyways. That seemed to be very reasonable to me. I'm happy with that.

In January of 2014, I filed a claim for a plumbing problem. AHS quickly has someone come and perform the work. Per the terms of my contract, I paid the plumber $75.00. However, after the check cleared my account, AHS proceeded to bill me the fee again. After 6 months of trying to get them to remove the fee and stop the harassing letters and phone calls that I was past due and my account would be terminated, I finally filed a complaint with the BBB. Shortly thereafter I was told, via BBB, that I would not be charged the fee. However, 2 weeks later, I also was sent a notice of non-renewal. They are shady in their billing practices and then when you call them out on it, they cancel you. Per the terms of the contract, they aren't allowed to cancel me for filing a complaint. And they notified me 3 days after the cancellation was effective. They said after Aug 31, 2014 my policy was not renewed. The date of the letter was Sept 3, 2014. Not very timely and must be illegal in some manner.

The AHS customer service agent contact me to inform me of the charges that would not be covered by my warranty, and I requested that the details concerning charges covered and not covered be sent to me in writing. That was never done! The charges that were not covered by AHS were to be paid directly to the contractor, and I was finally able to work out those details directly with the contractor. My experience with the plumber was a VERY friendly and informative one. After a really bad rainfall we discovered water dripping down our main drainpipe. I thought it was the pipe itself but was informed by the plumber it wasn't the pipe. He went outside and just by looking at the pipe could see the flashing was the problem. It was water seeping in down the pipe from the roof. He told me what I could do to correct this problem. I purchased some flashing tar and applied it VERY liberally around the pipe. We haven't had the problem reoccur since. It cost me the service fee for the plumber to come out but it also saved me a much larger amount if I DID NOT have this plan. My plan has paid for itself many times over and I am grateful I have it.
