My last claim was on my stove. I had had a problem before and I had changed the control panel but this time it was something different. I thought it might have been the same thing because it had been less than 90 days since changing the control panel but this was something different. It just started doing it. It wouldn’t hold it but then it would, it wouldn’t show it on the screen but it would hold, then it got to where it wouldn’t work at all.

I put a claim on it and everything went fine as far as with American Home Shield. They got somebody on it right away. Sears came. The only problem is they had to order the part and it was about a week later before they could come back. Then they had the parts sent to me directly and when he put it in, everything worked fine. The contractor was a real nice guy. He knew what he was doing, did a good job.

I’m glad I have American Home Shield. The two claims that I have made were both about a plumbing problem. They were very quick to answer and polite. They gave me the name of the company that would be calling me. They called and scheduled an appointment right away and were very effective. The contractor they sent was very personable, pleasant and efficient. He knew immediately what it was when I told him the problem. He came and was in and out very quickly. Since the repair, the plumbing has worked fine. It’s nice not to have faucets that leak or toilets that run. All it needed was a little repair from the wear that it had. I’m very pleased with American Home Shield, and I do recommend them.

    Reviewed Sept. 20, 2014

We recently had a small problem with the air conditioning in our home and we submitted a claim to American Home Shield through the computer. The claims process was pretty good. The only drawback was that you only get to talk to a real person if you screw up on the numbers that you punch. Then, they came right out. It took them about 10 minutes to fix the problem and they were on their way. We’ve also had good rapport with the people that came out to our house. Usually, American Home Shield would call a day or two after the service was taken care of to see how things have worked out. They haven’t done that though the last couple of times. But they have treated us very well and we have had no problems with them.

I've always had excellent response from American Home Shield. They send out a vendor to take care of whatever the issue is that I've called in. Rarely have I had to wait more than a 24-hour period to have a service tech on the spot and take care of the issues. The majority of the time, when they are here, it's a one-stop deal. They don't have to come see what the problem is, go into town and come back with parts. It's been real convenient that they were able to come to the house, find out what the issue was, take care of it, and be in and out.

I had an issue the year before with the air conditioner and the system froze up. I placed a call and within a very short period, they were out here and fixed it. My wife was the one here. The technician was very pleasant and very knowledgeable. He showed her a few extra things that we needed to do to keep this from happening again. He answered the questions, spent time debriefing us on how to take care of the system and what was going on, what was wrong, and how he was intending on correcting the situation. The repair work was excellent. It's working well. We haven't had any more problems and it hasn't frozen up again since. They were very prompt, very efficient, and well trained in the repairs and in handling a problem.

We have had a good experience with everything with American Home Shield. We’ve had it almost two years now since we bought our house, and they’ve been able to solve the problems we’ve had. We’ve had them out two or three times for the microwave. They worked on it and fixed it fine. We’ve had them out for plumbing way back and that was fine, too. We’ve also had them out for the pool twice and both times had been good.

My last claim with American Home Shield was regarding the dishwasher. We couldn’t shut the door of the dishwasher. We called AHS, someone came out and found out that there was a rubber flap in the way. They adjusted and fixed it, and now, it works fine. The people that have come have been good. They knew what they were doing and they do it and they’re done. There was one time when somebody couldn’t come, so they had to get someone else. Overall, we don’t have anything negative to say about American Home Shield or the people that have come. We certainly recommend them.

On 9/17 I schedule a Service Request to fix the ice maker on a 2005 Jenn Air refrigerator. On 9/19 I received an email saying that the contractor should have been in touch by now, but they hadn't. After discussing with my wife whether it was worth paying the $75 deductible to a flaky contractor with no guarantee the fix would be covered by the warranty, should we just buy a new refrigerator? We opted for the latter.

I tried to use their website to cancel the Service Request. Upon clicking the Cancel Service link, I was taken to a page that said I had no Service Requests. When I clicked the Return to Home Page button, I was logged out of the website. So, I tried to call. The phone rang, the automated voice system picked up and said its message, then I was transferred to a Service Representative. The phone rang, somebody picked up and I could hear typing, but nobody said anything. When I said "Hello?" I was hung up on. I called back. After finally reaching somebody, they told me that the contractor had tried to reach me on 9/18. We verified information, it was correct, and my phone had not been called nor was there a voicemail.

The Service Requests do not work. The website is malfunctioning. And, the phone system is being used incompetently. What does work? I cancelled the Service Request with the Service Representative (that worked!), and requested that they cancel the warranty and refund the money to the seller of our home. Why should they have had to pay for a service that doesn't do what is advertised? I was given another phone number to call, with no guarantees the seller's money would be refunded. Now I have a choice, keep a service that doesn't work, or cancel it and risk that they keep the seller's money for doing nothing? We'll do the former, begrudgingly. Others should be aware of the problems at AHS before paying for their "service".

I am "using" AHS for the first time. I was taking a shower and I heard the toilet making noise. I went online, made a service request. Waited till next day had not got a call from anyone when I called plumber and told them I could not use toilet or shower. They did not even try to see if they could come out that day, he said he would call me the next day, lol, really. So I call AHS, they say, "We will send your service call over to be expedited." Well don't hold your breath, the service call was not expedited and they cancelled the other plumber. So in fact no one was coming and my family was using plastic bags to go to the bathroom. Is that tmi beware!

They get your money upfront and you get second hand service. I don't have peace of mind and that fancy book they give out well it should be burned. It's a marketing strategy. The rep told me it makes complete sense that no one called or emailed me, that my service was not expedited and that they cancelled the prior plumber. Wow. Beware people the world is going to hell, and customer service is one step ahead of the world.... I do believe that AHS pays a group of people to put out good comments. Five star no way, no stars should be a choice. Well I'm going to get my plastic bag now and I hope you do your research. Many times realtors will suggest a company but heck with them. Pray and ask God to show you the way.

AHS will support only their contractors and they don't agree to what we say. Couple of time the diagnosis was completely wrong and I have to spend time in talking to every customer service and explaining the problem multiple times. Their only target is to get the service fee and doesn't care whether the issue was resolved. If we report 3 problems, the contractors will try not to get the issue resolved instead he will try to tell some information not to cover this. I was completely fed up with AHS and I am happy that I have closed my contract with them. Not supporting AHS for any home owners. It's a pain.

AHS did have Shay call me to discuss my feelings about this contractor. AHS blocked this contractor from ever being able to be dispatched to my home again, however I feel AHS should not be using this company at all. I am happy with the resolution for this claim. My comments are being forwarded for AHS to review this company they sent out.

AHS is offering me the cost of these repairs as a credit towards a new dishwasher. The credit does seem very low, but that is what they said they could do, and I need a dishwasher in working order, so I will order my own dishwasher and have it installed and put the credit towards the new dishwasher.

    Original Review: Sept. 18, 2014

We have used AHS for 6 years. They have saved us on the replacement of 2 hot water heaters and has done a decent job with plumbing stoppages. Currently we have a dishwasher that isn't working and they sent a company that is incompetent. Upon my gut instinct about this company after their initial visit, I looked them up and they have many complaints, which AHS was notified about and complaints were filed with the BBB and AHS is still sending this company out into homes in the area. This company is dragging their feet, inconveniencing us longer and AHS said they can't really do anything about it. I will not trust to have this company install a new dishwasher based on the screw up jobs they've done in other homes in the area. Of course, I'm just waiting and waiting to hear back from both the contracting company and AHS. Nothing gets done fast with AHS. I am considering looking into other home warranty programs. AHS sending this last company is the last straw!

A year ago, I had some leakage in my air conditioner and they came out and they drained it. This time a guy came out and drained the leak, but before he left, it was starting to seep water again. When he went up and took another look at it, he said it was all rusted down in the bottom so it would have to be replaced.

The installation of the new unit went well. Two men came and did a fine job putting in the air conditioner. They worked steadily, were very polite and they cleaned up. Since then I have not had to call AHS back because everything is just fine. I got prompt service and was pleased with the person who came out to work on the problem initially. If you have a claim with this company, it is pure hell to deal with them and the contractors they use. It is a scam from the get go. I had a water heater leaking, took forever for them to respond. First contractor never called me back, got another one and seemed good. But when AHS called and said I would have to pay $862.00 for my part which they didn't cover (pure BS) plus the $75.00 on the service call, I was floored and upset to say the least. After waiting two days to find this out, thanks to the worst customer service (they know nothing just so sorry you feel that way response) I was over a barrel!! If I would have know this the first day or two I would have just went to Home Depot paid $398.00 for the same heater and put it in myself. It would have been less than what my part turned out to be and would not have had to wait.

I did find out after six calls to customer service (customer service that is a joke!) that if you request a cash payment after the service call is sent to them to evaluate, they will come up with some lower cash amount and send you the check. Problem is it takes two to three days to find out how much they will send you. Such a circle jerk with these guys. They and the contractors are in bed together to screw us the homeowners. The contractor told me if I was to call them they would have done all of the work for $1250.00. My part I paid yesterday was $937 including the $75.00 for the deductible. AHS was to pay $640 since the deductible goes to them for a total for this water heater of $1652.00 with my part I had to pay!! Contractors make more with AHS and AHS pays very little on claims plus as other reviews on here state, they will repair items but never replace them.

AHS pays lower claims and makes more money. I wonder if the contractors are doing kickbacks to AHS???? Makes you feel like a fool for signing up for such a pitiful warranty company. They use the Air Conditioner and Furnace going out to scare everyone into signing up since those two items are expensive. I have yet to hear of anyone getting new units replaced by AHS. Repair, Repair, Repair only!! Realtors say the same thing but they push AHS to everyone. They probably make a commission on signing us fools up! It is a crime by taking advantage of trusting homeowners like this. I'm done with them and hope this helps someone from making the mistake of signing up with this bunch. If there is a class action lawsuit against AHS, I will be the first one in line to sign up. Good Luck.

We had an intermittent leak in our toilet for well over a year and finally decided to use the AHS service we've been paying into for over four years. In the first instance, they sent out Plumb Genius of Edmond, OK. Unfortunately, the "technician" was rude, condescending, and refused to do anything except throw caulk around the base of the toilet (His employer was notified of his "lack of service" on this service call).

We had to call AHS again when the leak returned. They sent the same company - we live 20 miles away, and you can't tell me there are no other plumbing contractors within that distance - and this gentleman, although much nicer in attitude, only replaced the wax ring and didn't inspect the toilet or the flange as a possible source of the problem.

Third time, the toilet leaks worse and more often, so here we go again: AHS, Plumb Genius (I sense a pattern here). War breaks out when AHS says that they won't cover the repair of the culprit broken flange because I took matters into my own hands and removed the toilet to discover something that the first two plumbers should have checked for and found! They also said that there would be an additional charge to install the new toilet, which is silly, stupid, and a messed up way to extort more money out of their clients. The person my wife spoke to at customer service was ignorant and sarcastic during their conversation, and when she threatened to cancel the AHS contract, he said "Well, I hope you stay" in a manner my wife described as being snide and overall smartass.

We went ahead and paid the king's ransom to have the flange fixed, but this incident has left us feeling ripped off, angry, and wondering why we paid so much money for the warranty when it serves us no purpose at a time of crisis. We have issues with Plumb Genius of Edmond, too, but I won't digress into that here. We're done with AHS as soon as possible.

So, we then filed the claim with American Home Shield to get someone to come out and verify that the Freon was leaking. So that way, if it was, we could get it replaced. They've done a pretty good job by us. Whenever we file a claim, they tend to respond pretty quickly. There's only ever really been one time where we had to wait any significant amount of time for them to respond.

I'm very happy with American Home Shield. Lucky I don't have to use them but when I use it, I'm very happy. The last time I called was for my garage door. When I made the call to American Home Shield, the phone was answered promptly and they took the information and checked to make sure that I was a client like they should do. And they contacted the garage people. Then the repair guy called me within a half hour which surprised me a lot because it was 5 o'clock in the afternoon. He said he would be there at 9 o'clock the next morning. And he was there. I'm absolutely happy with the fellow. He was personable and knew exactly what to do and did it. Now the garage door is working perfectly.

I've had American Home Shield for a hundred years practically and I've always been very satisfied with it that's why I continued to have it even though I don't have many issues. When I do have an issue, the people on the phone listen to what I have to say and they tell me who they're going to send and the people that they send call. They don't just show up anytime they want. They call directly. So the support people who work with American Home Shield from my perspective have been very professional. So I would recommend it and I would recommend the garage guys to anybody even if I didn't have American Home Shield. I don't have any complaints.

He's the one that really truly made me understand how American Home Shield works and reinforced my decision to get the policy. The appliance has worked greatly and I have had no problems out of it. Next round, my hot water heater goes out. ACH contacts the same plumber. After I refuse to let Plumb Genius back in my home they refer another plumber. 3 days later, I get the call from them. They come out, say it needs to be replaced and that they'll be sending an estimate by end of day. I call asking about the estimate at the end of the business day and get no response. 24 hours after they originally looked at the problem I get a call saying AHS will take care of it and that I'll have to wait. I called AHS and was told "we're really sorry but you'll just have to wait." I was later told by AHS "sorry but I don't care if you have to take cold showers." I haven't had hot water for 2 damn weeks and all I get is "we don't care."

I had a problem with the garage door belt on the opener. It basically stretched from old age. It was some kind of rubber, not a chain drive. The garage door would go up about a foot and a half and stop and then it could go down all the way. And most cars are a little taller and that wasn’t doing us a lot of good. So I called up American Home Shield and they came out and took a look at it and said, “Yup, we can do that.” Then they ordered the parts and they did it.

Their secretary or receptionist or whoever is at their office helped and went above and beyond. This was a garage door opener that was 10 or a dozen years old probably. So the belt of course is not something that was normal stock item. So they searched around trying to find one and then just had to put an order in and it took about a week for them to get it and they made the appointment and came out and installed it. The installer also adjusted the door so that it went up right and smooth and it’s quieter and smoother than it’s been in a long time.

They were quick, efficient, as promised. It doesn't get much better than that. Every time anything has broken down, we call and they file the claim and send somebody out. They make the repair and we pay our deductible and everybody is happy.

10 days after we moved into our house, we had our living room covered in water. After finally getting a technician from AHS, ARS Rescue Rooter, he determined it was due to roots in our pipes. AHS would not cover ingress or egress to the broken pipe located in the slab and the estimate was $4,684. We wanted another opinion and had the pipes scoped and no roots at all were present and that there was a leak from a pipe in the slab. AHS sent a letter denying any coverage because the leak was in concrete. We then removed the concrete to expose all the pipes for them to fix.

We called them back and they sent another company. The first technician had no idea what he was doing. 4 days later they sent another one and he was rude and surly. After contacting AHS they said they were waiting on the detailed estimate from the 2nd company and could not proceed. My husband spoke to Royal Flush and they did not want to do the repair and refused to give an estimate. Contacted AHS again, 6th person I've talked to and they wanted to send the first company, ARS Rescue Rooter out again! The same company that misdiagnosed the roots. He said that they did not cover renovations, and that doing the piping estimate was $6,855.00 and that AHS would not cover it because we had removed the slab.

After speaking with AHS they refused to cover anything because we had removed the concrete that they had previously stated was the reason they wouldn't fix it in the first place. They wanted us to pay their company to remove the slab instead of doing it ourselves even though this did not affect the piping in anyway. This company is full of double talk and I am convinced, by these exorbitant estimates that they are running some kind of kick back scam. The back and forth with this company has taken over 2 1/2 months of getting the runaround. I still do not have a functioning bathroom, it was completely gutted to the studs and dirt. This has been a nightmare. Don't waste your money on this service.

We have had American Home Shield for 12 years now. In the beginning we used them for our front loader washer. The repairman they sent out was great. He fixed the problem which was minor. After a few more years, we needed to call American Home Shield because the garage door broke. They sent the repair guy out and we were told "Oh sorry AHS does not cover the springs" so we had to pay him over $200 for one new spring and our $55 service charge. We still at that time had decided we should hold onto AHS just in case something bigger goes out.

Next was our water heater. The repairman comes out, puts a new heating element in. We paid him $65 service charge (service charge keeps going up) and he left. 3 months later, no hot water. Again repairman comes out, puts in a new heating element. We pay $65 and he leaves. Another 2-3 months later, water heater goes out again and we go through it all over again because AHS will only put band aids on.

So we hire an outside company who comes out and cleans all the sediment out and puts a new heating element in. If the first repairman had done what was needed we would have only had to have paid one service charge for a $20 heating element instead of $195 service call and the repair bill from the outside company. We could have paid for a new one to be installed, but silly us we trusted AHS, still!

2 years later Sept 2014, our air goes out! We have to spend the night in a hotel because once you put in a claim, you have to wait for AHS to contact a repairman and they have to call you and schedule. This process is usually a good 48 hours but we followed the rules and waited. The next day the repairman from Consolidated Mechanical calls and schedule for the next day and of course they give you blocks of time but the receptionist said "we will call you 30 mins before they come so you can still go to work."

So when it was our turn, the repair guy calls and said he is 15 mins out and when I explained that the office said we had 30 mins, he rudely stated "well I am only 15 mins out." So we race home so we don't miss him. They go to work on the unit and say "Well you have a leak and you need 12 pounds of Freon which will cost $60 a pound and AHS shield only pays $10 a pound, so you have to pay the difference. Your bill will be $600 on top of the $75 service charge (yes it went up again). We tell them to leave because that is a joke.

So we call an honest repairman. He came right over and yes, we had a leak, but it was not even in the same area where the Consolidated Mechanical said it was, and yes we needed 12 pounds of Freon but the price of Freon was under $9 a pound!! So the guys at Consolidated Mechanical were crooks, not only were they going to charge $60 a pound for Freon, they were going to "fix" a leak that was not there and not fix the "real" leak. So in a week or so we would have to call them again, but the good news is we would not have to had paid the service charge but we would have had to pay the price of Freon.

When I called AHS, they stuck up for Consolidated Mechanical, that is scary! We decided right away to cancel AHS. I spent over 30 mins on hold and over 30 mins trying to cancel our contract. I was told that it would be cancelled right away and I would get a confirmation letter in the mail. 2 weeks later I get a letter but it was not a cancellation letter, it was "congratulations on your renewal" letter! I called them right away and of course that department is closed until Monday and there is no one else that can help. I asked for a supervisor and he REFUSED to get on the phone.

Now I have to wait until Monday and call and go through this all over again! Please please BEWARE when signing up with American Home Shield and be prepared that they will ALWAYS find a way to put a band aid on things instead of fixing them the right way. We paid AHS over $6,000 and were not able to use them! Sad that they can do this and get away with it!

As a consumer, can we require AHS to make all records (AHS and the contractors they hired to do the work) available online so the consumer can log into their account and review the accuracy of the information entered by AHS and their hired contractors? Also, as a consumer do have the right to find out how much was paid to the contractors or what's AHS's fee schedule or any discounts AHS gets from their contractors? Also, can we ask what AHS's requirements for a contractor to become a member? i.e. certifications, years in business, BBB rating.....etc.?

AHS is not transparent and by reading their responses to BBB complaints they always reference the fine print outlined in their contracts with consumers that most of us do not read or understand before we sign up and give our money away and end up learning the hard way when we file a complaint or someone who has the knowledge and expertise in consumer laws and file a class action lawsuit on behalf of all consumers don't have all the information they need to make a wise decision.

And finally, why AHS does not allow the consumer to hire their own contractor using the very same rules that AHS uses when they sign up a new contractor? Why? I bet it has to do with money. In my case, I took advantage of a Colorado - Excel PUC program (Energy Audit) and used one of their certified and approved contractors to have my furnace and A/C checked and they uncovered major issues (and one of those issues was serviced by AHS contractor) and when I reached out to AHS for service request to have this certified and approved contractor fix these issue they said No. It has to be one of their contractor.

These PUC contractors had to go thru the vetting process and meet certain qualifications before they get approved and become an approved contractor. Their BBB history is clean. Why consumers can't choose one of those contractors? Do AHS contractors go thru the same vetting process? Do all AHS contractors have a clean BBB history. Consumers need access to more information about AHS and their contractors and financial arrangements. I'd love to hear from any attorneys and consumers that believe in consumer rights. And just to be fair, I do believe that AHS has the right to make a profit but do it openly, honestly and not on the back of the consumer. Thoughts anyone? Thanks in advance.

To give you an idea, when they choose a vendor to send out to my house, I immediately go to Angie's List to verify and look at that vendor and the quality that they've done in the past through reviews. If I see that they have terrible reviews and they have an F as a grading, then that's when I have to do my homework. I have to call them back and say, "Look, I think this is a bad choice and maybe you need to look a little harder at your vendor list to make sure that you have the right people that are serving your customers." That has only happened once or twice over the seven years or so we've had them.

I called in a claim in late August. It is now 13 days for a simple washing machine repair. The call to them was on Labor Day weekend so it took them 4 days to get to me which was understandable. When they came they told me I would need a new transmission and timer. AHS decided to repair instead of replace. They were supposed to come back yesterday, called me at work and scheduled. Taking time out of my day I took off work to be home between 1-4 when they scheduled the appointment and no one showed up. They didn't even bother to call. When I called them they told me the parts were broken. I told the women I did not believe her and an hour the manager called with a completely different story (so they were lying).

Today they showed up to do the repair and said they needed to order more parts. The first tech wasn't familiar with the repair and it would be another 7-10 days which would leave me without a washing machine for almost a month. I called AHS and Michael answered, his ID # **, at least that's what he gave. He was extremely rude and when I asked for his supervisor he told me to check myself. I said, "WHAT?" and he said it again. I asked for a supervisor and was left on hold with no response for 30 minutes. I will next go to the CFPB and see if I can file a complaint there as well. AHS needs to get professional people to answer their phones that know how to talk to a consumer!!!!!!!!!! It adds insult to injury. Not very smart.

Then, a guy from AHS came out here, took a look at it, and made sure that everything was draining properly. He was in and out pretty quickly. Everything went smoothly, and everything’s working great since the repair. I would recommend AHS to a friend. In fact, I already recommended them to my neighbors.

A/C stopped working. They sent Comfort First A/C contractors. It takes over 2 wks for American Home Shield to tell me they will not pay for inside unit, duct work, air handler, thermostat, return duct, grill and many other items which total over $4,000.00. Comfort First states everything needs to be replaced, because in North Carolina codes or law state, when you replace outside unit you have to replace inside, duct work, return ducts, air handler, disconnect, upside turn supply and grill. All of which should be covered. AHS tells me, none of these items are broken and I need to look at my contract. Only thing 3 yrs ago, over the phone, their promise to me was repair - if they could not they would replace. In the meantime the contractor says I can just deal with them and not American Home Shield at all. They also want to finance me for the entire unit over $6,000.00. They also state if I go through AHS the entire cost has to be paid before work is to start. AHS says if inside unit was not working they would replace it. If the contractor is stating both need replacement, what’s the problem? Why do I pay AHS for a hassle.

We have been paying for AHS premium for years and we finally used it on our dishwasher (Top of the line KitchenAid - 7 years old) 3 months ago. The dishwasher door just gave out. When the service man was working on it, we observed that he was very sloppy! Then, we saw him using some kind of string (not kidding!) to secure the door. We questioned him, however, he made it sound like he knew what he was doing. Anyhow, when he left, we were just happy that the door was working!

Last weekend, the door gave out again! We don't even use the dishwasher but perhaps 2 or 3 time a month (it's only my wife and I). When we called to complain yesterday, the customer service rep was rude! We were told they only warranty the job for 60 days! We told them that we understand, but we expected a little more out of the service company they use! That was our first experience with them and we will never use them again. We asked to speak to a manager. She told us that someone will call us within 24 hrs.

We called back late today, since no one called and found out that she did not even make any record of our call! We demanded to talk to a manager and finally talked to a ** who sounded more like a ROBOT! He kept repeating that there is only 60 days warranty on their work. Did not even hear us about the terrible contractor they sent. He had no clue about customer service! He asked me "So, do you want to order another service call"? Which meant another $75! I told him that no problem, go ahead and send another service tech, we will pay the $75, but this would be the last year that we use them! We will not renew our contract with them, that's for sure!! There are plenty of other companies that we can use, and thank God for that! I don't believe they really care for their customers.

If I could give less than 1 star, I would have! As far as I am concerned, they don't even deserve 1 star! I will make sure I warn all my friends and family about them! How good is a company that when you need them, they fail you? How many times do you have to pay to repair a dishwasher door in 3 months??

No call today. No show. American home shield NOW says there was a faulty installation in 2013. Why was I not notified? They sure can mail out renewal notices! They've called me in the past with major issues and repairs. Why am I just now hearing this made up story? Why am I wasting service fees? Why did the contractor tell me it was a freon leak in May, only for it now to be a loose wire? Long story short, almost a year later... air STILL not properly fixed... yet they get their monthly premiums and service fees like clockwork. Changing companies on all my properties. Bad enough I had to wait an hour on hold last time I filed a complaint.

I called in and they got back to me within a reasonable time and told me who was gonna be coming out and what company it was, and even who their name was gonna be, and that they would handle whatever needed to be done. And if there was any questions or anything, they'd get back to me. So it all went very, very well. I was very pleased.

The contractor they sent was very professional and he was dressed appropriately. He asked me a few pertinent questions. He answered all my questions - as far as what I could maybe do to try and reduce the chances of that happening in the future, and why it probably happened this time. He also treated me very kind and very respectful from start to finish, even when he came back. He had to leave and go to another job and wait for the coils to all de-ice before he could come back and kind of finish the job outside on the actual unit. He was outstanding.

I like that AHS cover everything and I don't mind paying the $100 service call. I figured that's fair cause it's gonna cost me at least that to have somebody come out normally anyways. That seemed to be very reasonable to me. I'm happy with that.

After 6 months of trying to get them to remove the fee and stop the harassing letters and phone calls that I was past due and my account would be terminated, I finally filed a complaint with the BBB. Shortly thereafter I was told, via BBB, that I would not be charged the fee. However, 2 weeks later, I also was sent a notice of non-renewal. They are shady in their billing practices and then when you call them out on it, they cancel you. Per the terms of the contract, they aren't allowed to cancel me for filing a complaint. And they notified me 3 days after the cancellation was effective. They said after Aug 31, 2014 my policy was not renewed. The date of the letter was Sept 3, 2014. Years ago, we had American Home Shield and I hated it. At that time, I had called them out about a water heater. They kept saying there was nothing wrong and I had to end up going and buying my own water heater. And when my husband renewed it, or picked it up again a couple of years ago, I was shocked he didn't remember that we had had a bad experience. But now they are doing a great job. In fact my last experience with them was great and I have really been impressed lately. It is true that they keep trying to repair. They do fix it and as long as they can fix it, then they will fix it even though a few months later, something else breaks but it’s usually unrelated. If it is related and you call them within a certain time period and it’s the same piece of equipment, then it’s free. They keep fixing until they can’t fix anymore.

That’s what happened recently when they fixed our air condition. They couldn't fix it anymore and so we got a new air condition unit. I also had this oven that had not been working right and the guy from American Home Shield was able to calibrate it and now, after 20 years, my oven is fine. We also got a new water heater this year. Just between those calls, the policy paid for itself so it’s a good deal. Every once in a while you’ll get a company that doesn't know what they’re doing, but I haven’t had that experience lately.

My Realtor must have really hated me! When we purchased our home in October 2013, we notice there was a sound coming from the air conditioning. She told me "Don't worry about it, my gift to you is a home warranty and they fix anything!" Well.. I have called since October 2013 until today Sept 5th 2014. They select the company they are going to send out and the contractors they send are the bottom of the barrel! (I will write a review about U.S.H. A.C. in just a few mins!) They NEVER send the same contractor. The contractors only work Monday- Friday 8-5, so God forbid something bad happens on Friday, you are not going to see anyone until Maybe Monday.

When they come out they will diagnose the problem but then have to get approval from American Home Shield before they fix it. The approval process can take 2 business days. So if your air is broken on Friday night you will probably die of a heat stroke before they come back out and fix it. And let's HOPE they fix it the 1st time around! I have now had 3 companies come out to my house and each one of them have been here a minimum of 3 times each! So.. I would recommend to put your money in a savings account and wait for the day you have an issue!

Ohh.. Wait.. I almost forgot, when you have to call American Home Shield, be prepared to hold for 30 mins before you get a representative!! And the rep that you talk to.. Don't care that you are in FL and your air is broken in August. The reps do not take ownership of your issue! FAR FROM STELLAR customer service. If you keep the rates down, we'll enjoy a long relationship. I've already recommended you to my mother & now she is with American Home Shield!

The ability to reach a human being (not a series of email or internet responses) when my problem arises and get an immediate response is a primary reason I use their service. Customer service is exceptional. The technicians provided for my various claims are fast, prompt, courteous and know their jobs well. I recently had occasion to need their service over a weekend when my air conditioning went out and the temperature was well over 100 degrees. They located a technician who came out on a Sunday, repaired the problem and got my home comfortable again. On a scale of one to ten, I give them an eleven......

When we came home, we found out that the air conditioner was out. We filed a claim to AHS online and it was easy. Then I got an email saying they received my online request so they sent contractors. We knew we weren't going to get seen because it was Friday afternoon. The repair people called me Saturday morning just to let me know they had gotten the service and somebody would be out on Monday. So they kept me informed. The service was excellent, they did a great job. We were pleased with the services they provide.

I am the Principal Broker for Preferred Properties of Bristol. My clients recently purchased the property at **. When writing the purchase agreement, I asked for seller to provide a Flex Plan warranty since the house was a older home. I suggested this plan, since one of your sales agents came to the office where I was working, to explain how wonderful the Flex Plan Warranty is since it will pay for repairs for latent defects. My clients have called your company for over two weeks trying to get a plumbing issue resolved. Your company has sent unqualified plumbers to their house, who made the problem even worse, and have continually lied about sending a qualified person to fix their problem.

Now they have another excuse saying the pipes were corroded therefore they would not cover the repair. The contract states corroded pipes are covered. I am reporting you to our Board of Realtors and my clients are reporting you to the Better Business Bureau and reporting fraud by your company to insurance complaints. I am appalled by the way you have treated my clients and the terrible service they have been given. The buyers have even heard your agents laughing in the background and were hung up on by one of your agents when my client caught agent in a lie. Never will I recommend you to another buyer.

This is the 2nd time and probably the last time they disappoint me. First time was the heater broken during last winter. Even though we live in a warm area, winter nights are cold, very cold. It took them 2 months (60 days and nights with no heater at home!!!) to replace just a thermostat. Took me at least 20 calls to the contractor and to AHS. Today I hear they deny the replacement of water dispenser and dish washer handle because the technician thought it is not wear and tear! In other words they are somehow saying we are mad and crazy and we break our appliances on purpose. What is it if not wear and tear? How could someone go inside the water dispenser and break the pipe?

The contractor they sent was rude, (K & G Appliance Service in Costa Mesa) and as soon as he walked in he went on a long private phone conversation in a foreign language (probably eastern Europe). I had to stop him and kindly remind that I can't just wait for his personal conversation in the middle of MY KITCHEN. I assume he didn't like it. In the report I signed, there is nothing else than those parts broken, but at my back he reported that they are not broken under normal wear and tear, so AHS denied (or at least this is what AHS is saying). I talked to the supervisor who said I can bring in another technician of theirs at my cost (unless the technician considers it's wear & tear).

Here's my conclusion: Contractors are only interested in the service calls. $75 for 5 minutes local visits is not too bad, right? That's a good deal for them. But for the real repair, since AHS is not compensating them properly, they are not motivated. So each time they can make a diagnostic to get it denied, they'll definitely do it. I am not making this up. A contractor told me this, and I am only observing it's true. I am going to give them another chance by calling them, but everyone should be aware of the scam.

The A/C failed on my rental property, which had been covered continuously by an American Home Shield ("AHS") warranty for almost 7 years. AHS dispatched a contractor to evaluate the problem, and I was informed that the evaporator had failed. I was then informed that although parts and replacement labor was covered, I would have to pay $1,168.00 to cover code changes, plenum work, and disposal of the old evaporator.

When I presented the argument that all of these extra charges were direct and necessary results of the work that had to be performed to restore a covered system to proper functionality, I was merely pointed to fine print buried deep in my warranty handbook (to be fair, it was indeed there in black and white, so "shame on me" for not reading the fine print).

I was then informed that higher cost warranty contracts had become available since I first purchased the warranty, which did cover the items not covered under my warranty, but that no changes could be made retroactively. Although I understand the reason for this policy, it merely added insult to injury that they attempted the upsell after I had been "burned" but no one contacted me about it when the enhanced warranties became available.

Finally, although this reflects more poorly on the contractor than AHS, the contractor informed me that it would be 3-4 business days before he could begin the repair but if I elected to replace the entire unit (at a cost of ~$3,800.00), he "could have a team out there first thing in the morning and the house would be cool in time for dinner."

At the end of the day, they performed within their contractual limits, but I believe this was poor customer service and STRONGLY encourage anyone considering buying an AHS warranty to fully read and understand the fine print!

This company found every excuse to not pay for the warranties. For example, they refused to pay for my plumbing because they said it wasn't vented properly. When I had a plumber do it and paid him, he said he didn't know what they were talking about. Then they refused to pay for my air conditioner because they said it had been caused by a "surge" and was not covered by the warranty. Fortunately, my air conditioner still had some warranty and they repair it for nothing and also did not know what AHS was talking about. I canceled of course. Now I have a friend who got AHS, he had not heard my complaints. He said his air conditioner wasn't working. When I heard it was AHS, I said it was possibly they wouldn't cover it. Now for him, it has been over a week, the hottest part of the summer, he is living with a friend and still nothing from AHS. Don't do it, don't buy it. You've been warned.

Be aware of the contractor that AHS sends for your repairs. I paid the initial service fee with a $75 Check and upon scheduling for the service AZ Plumbing told me to be sure to have cash, cashier's check or I could charge the service with an upcharge of 5% for the service. My check was good enough for the service fee but not the work. I called and stated that I wanted to pay with a check and they told me it was their company policy. I asked why didn't they tell me about their company policy before engaging in my business. I complained to AHS and finally I agreed to pay another $75 and use another contractor. The new contractor came and assessed the work and called AHS only to be surprised that they could not be authorized to do the service. The AHS customer service rep Mario told me I was required to do service through AZ plumbing or cashout.

Through all of this my water heater pan over ran and leaked into my ceiling and ruining the drywall. Now I have additional repairs due to all of this confusion. My check was good enough for the service fee but not the work.

We purchased our home in 2012. It came with AHS warranty for one year. Three days after closing and moving into our home the kitchen sink was backing up and we called AHS. Three days later they sent out a affiliate plumbing company. After paying my $60.00 deductible I was told that the plumbers could not do anything and that I would need a special company with a special machine to unclog it. I then called AHS a week later who stated that they were still looking for a company. I ended up having a family friend handle the problem for me.

About two months later my electrical socket in my kitchen sparked when my daughter tried to plug something in. Once again I called AHS. They sent out an electrician who charged me the $60.00 deductible to tell me my socket needed to be changed. Although it was covered under my contract up to $300.00, I was told that his fee would be $299.00 and that I would have to pay out of pocket for the replacement of the socket. I never renewed my contract when it was up. Please don't waste your time or money with this company.
