This is an old house which was built in 1899 and the way everything is laid out is very strange. My hot water tank had a leak in it so I put the call in on a Saturday. The company that American Home Shield assigned me didn't provide weekend service. They came out on Tuesday, and the fella was very good. He did a nice job, and took his time. So we were pleased with the service. But we have a slight problem after he left. We have two bathrooms upstairs and in one of the bathrooms, the water in the shower was plain hot, as well as in the kitchen and sinks downstairs. But I'm not getting any hot water in the shower and sink in our master bathroom. It worked before the leak. I wasn't going to mess with the temperatures. It's hot but not as hot as before.

I tried backtracking the valves to see if there’s a valve off but I know he didn't touch any. I spent a lot the time watching him when he fixed the hot water tank, and there were some valves that he touched. And when the tank was changed out, it was going to take too long for the water to heat up so he had to leave and had other jobs to go to. So we never went around and checked the hot water and all the different tabs and showers. It's frustrating because now we have to take our showers and we don’t have company right now, but we do have company on a frequent basis. I would call the guy back, but I don’t want to pay another $75. And so I don’t know whether this would be associated with putting in the hot water tank or not, because other than the leak we had everything was fine.

Now, we’ve had one other plumbing issue several months back and the plumber came out on a Sunday. There was no extra charge. He just charged us the $75 and then went ahead and did his thing. I would like to see if they would send someone over to rectify that issue. It might be something of a valve. But I spend a lot the time down there watching him, just because I’m curious, and there were some valves that he did touch. It’s so confusing the way the whole thing is set up. It’s frustrating because now we have to take our showers but we do have company on a frequent basis. As far as showering goes, we have to sharedthe same bathroom at this point in time and that’s not making me very happy. Overall I’m not displeased with the service but I leave room for a little bit of improvement.

I had a plumbing issue which started on Wednesday. I had not registered a new account and wasn’t sure how to do that so I had to call in and find out how to set up my new account because I changed service addresses a few months ago. And while I was on the phone doing that, I put in a service request. They offered to do the request for me while I was on the phone with them. It was a long wait time but once they got on the phone, it was very excellent. They were very helpful and made sure everything’s good to go before they finished the call. It was fixed Wednesday afternoon. I was given a window between 3:00 and 6:00 pm and the contractor came at 3:30 pm. He was very professional, courteous, wiped his feet and took care of the problem quickly. I had a great experience using American Home Shield. And when I've had some not-so-good experiences with a contractor before, they rectified that. AHS has been excellent.

It's been wonderful with American Home Shield. The warranty was given to us on the first year we bought our home. We decided to renew it and we've been here almost seven years. We really like it. I'm surprised they haven't cancelled us because we've used it a lot. We have dealt mostly with Advance Appliance who’s very professional and timely. Then, we were assigned a different one and they did a great job too. I don't have any complaints at all.

Most of the reps at AHS are great. I've had one rep that didn't really sympathize with my cause, but other than that, I've had no problem. However, the contractors that have always been so willing to do the job are not friendly. It's my home, I'm the woman in the house, and they had to deal with me. But they talked to me as if I know what they're talking about or they just don't do the job. I've also had two contractors who didn't want to do the job. But American Home Shield sent someone else who did the job within five minutes. And once the repair was done, it was done. When the second contractor came in, the repair work seemed minor. They fixed the problem and were out the door within 20 minutes. So I don't regret using their service and I'm not gonna stop. But AHS needs to do a little more research on their contractors because some of them are not very customer friendly.

We've been using American Home Shield since November 2011. I recommended them to my dad. A lot of times, I file a claim online. I just click Request Service and then check what service I want. I call them sometimes and when I do, their reps seem polite. They put you in touch with the contractor and then based on what the contractor says, they respond accordingly. However, the contractors were not always of the same quality. The good thing about AHS is if you have any issues with the contractor, they continue to provide others. We had a very simple issue with our stove once and they sent out some bad contractors who were not very knowledgeable. They kept sending more out until one of them found the problem really easy. They seemed to have more core idea of what they were doing.

My AC wasn't running at all so I filed a claim to American Home Shield. Their claim process was easy. I submitted the request online that night and I received a call from the contractor the next morning. The contractor called me about 5-10 minutes prior to arriving at my house. I had to step out from work to meet them. It was a very fast service. They spent about 10-15 minutes to fix the issue and we were good. However, they had to come out twice because the first time, they restored power to the AC unit but it wasn't cool. It was only the fan running. I had to call AHS again to request for them to come back out fix the root cause. The second time they came out, they fixed the actual issue. Everything was resolved within two days. The AC is now working fine. Overall, it was a positive experience. It's a fantastic service. It's probably mandatory to have a service like theirs for any new home buyers.

My most recent claim with American Home Shield was kicked off by the fan in our HVAC unit which ran continuously. We paid $75, then somebody came and said that the heat exchanger had cracked and that the fan was running to make sure that carbon monoxide was not spilling into the house. So, he would have to check with American Home Shield to find out what they wanted to do, and that it would take two and a half weeks to get the parts. So, I'm disappointed. I appreciate the fact that they are going to fix it but it shouldn't take that long. Maybe the unit is just so terribly old, and they couldn't find the parts. But they need to communicate that. We've used them three times and two have been excellent. There also wasn't any difficulty with their contractors. One kid was young but his supervisor came and helped him and they solved the problem.

My refrigerator's icemaker went out so I picked up the phone and called American Home Shield. I spoke to a representative who was very helpful. I told her the issue and she said she would assign someone. She gave me a name and I told her that contractor was quite a way from my residence so she picked another contractor that was much closer. And that same day within 10 minutes of getting off the phone with her, the contractor responded and set up an appointment to come out.

The contractor, Tru Blue, is great. When they came out, they told me what time they would be there and were right on time. They diagnosed the problem, showed me everything they were doing, walked me through and once they got done, showed me what parts needed to be ordered, what they were taking out and why. And now, they're coming back tomorrow to complete the job.

American Home Shield is an awesome company. I've been with them now for over 10 years now and the only one thing I wish they would change is the call wait time when I call in. I tried to file claims online but sometimes, they still end up calling about it so they'd know I was giving the right information. So, I say, "Why put it in when you’re gonna call me?"

Ten years ago, I was a first-time homebuyer and my real estate agent recommended American Home Shield. I would file a claim on the phone and their claims reps were good. I do get caught off guard sometimes not knowing exactly what my contract will cover. One time, I had a toilet problem and my toilet wasn't functioning correctly. AHS sent out a contractor. However, the first company didn't seem very knowledgeable about the situation on how to repair it and I didn't feel comfortable with that company. Then, I called AHS and asked for another contractor. They sent out another company that was very knowledgeable and I was satisfied with the outcome. The second company had done work on the house before. When the guy came, I remembered who he was and I was very comfortable with that. Everything has been okay and no major issue has been noticed since then.

A year ago, I had a complaint with AHS. I would pay my premium one-time for the full year. But, someone in billing put me down to pay monthly. I haven't noticed that until I started seeing money coming out of account that I didn't authorize. I had to call back and get everything straightened out. They gave me a $75 credit for the inconvenience. That's the only problem I've had with AHS for the past 10 years. Other than that, my experience with them has been good so far. I recommended AHS to other people that I know are first-time homebuyers.

The previous owners of the house and my father had American Home Shield and I knew a couple of people that had AHS and were happy with the coverage that they received so I signed up with them. Submitting a claim has been easy but the only thing that's disappointing is I thought they cover ACs, but they don’t and I have to pay for a whole new AC. They cover just a small percentage because it's very expensive. Other than that, it's been good. Even the cost that they cover is still helpful. The guy that came out to my home was great, super friendly, nice and answered a lot of the questions that I had. He didn’t rush out. He also showed me because I don’t know what he was talking about and I have no idea when it comes to air conditioning units. So far, I'm happy and I'd still probably continue renewing my service with AHS.

Our air conditioners stopped working and were just blowing hot air. They came in and troubleshot it and found that the control between the summer and winter wouldn’t turn on and had some damage to it apparently. We've had a lot of problems with our AC. It's old. The units are 19 years old so they're breaking down.

The customer service representatives at American Home Shield are fine. I think there are policies that need to be changed a little bit as far as when certain things need to be replaced.

In the very beginning, I called them out four or five times and all they did was they kept filling it up. They said their policy was they refill it the first time then after that they'll do a leak test on it. But it took them four times before they actually did a leak test. I was disappointed about that. We're not breaking anything. Why fill it up once first? It's really going to leak out again. I’m just throwing my money down the drain. They pay $10 a pound for the Freon and we got to cover the rest. I talked to the guy now, I think he said, "It looks like $180 a pound." If you're paying for three or four pounds, that's l$500. They just kind of fill it up just to prove that leaked out. The money I gave for the Freon is going to be for nothing. And I have two ACs. I have one for downstairs and one for upstairs.

As far as any other calls I did to them, I had them come out to fix my dishwasher, which they found out was bad. So, they had to replace it. Then, my refrigerator stopped cooling. He came out and found out a lot of the coils underneath were all clogged up. He cleaned it out and did all that stuff. They're great but when it comes to the AC, I hate calling them out because they're just going to band-aid it and I pay the service charge at a bare minimum if not more than that if they have to do anything. I'm glad they cover the parts because some of the parts are expensive. But other than that, I've had no problems.

The people that they contract with are professional. There's one guy I didn't really care for, but the rest of them are very knowledgeable and very experienced. The last guy we had, he was very good. I had a really good feeling about him. They need to figure out how to train the young people that don't have much experience. They need to be working with somebody who has experience, not just dump them out there on their own, by themselves. For the most part, I'm happy with the service I got from them. Been with American Home Shield for three years. It's just with those two units, it didn’t work.

I've been with American Home Shield for about over 10 years now. And they are wonderful and terrible at the same time. Two weeks ago, I filed a claim for my pool pump and it's in process now. It's super easy if you do it online. We live in a small town and we know that guy from the pool repair company that they sent out. I really like that vendor who came out to repair the pool. And so the claim went easily and within a week, the vendor went out here, but I was still having a problem.

So I tried to initiate a second request online, but they have no option for requesting a callback online. The instructions are we're not required to pay a second co-pay when we call within that shorter window of time. They say, "Call us." So I call and I'm on hold for 20 minutes and get disconnected without talking to a human. And then I was on hold again for 20 minutes and then finally get a human.

Now when the rep I got was wonderful and she said there's no charge. She gave me a dispatch number, and this particular time I don't think it was entirely their fault because their systems went down for the entire day on Friday, she told me. She said it's a nightmare because they had all of Friday's business that they were still behind on. But there are many occasions wherein if I have to call, that's where the nightmare is although if I file online, it's great. So the repairman came back out on Tuesday and discovered what was wrong and he has ordered the part. We're just waiting for them to come back and install it. So overall, I think I would be happy with what the results will be on this one.

But some of the vendors they have are horrific. It may be partly because I'm in a small town and the availability of vendors that will negotiate with them is more limited although my mom who lives in Jacksonville, Florida has an issue with them, too, because she'll really never know who she's gonna get. And last fall, we had an issue. We live where the eye of the hurricane hit us in October. My air conditioner wasn't working, but the weather wasn't too bad and so knowing what people had suffered on the island, we are fortunate that our house was not damaged.

So I was being patient about having the air conditioner repaired. But it took six weeks, and they were sending out this air conditioning company which I don't even know if it was legitimate. And then finally we said that they sent a different company and that second company found that the first one had installed the thing wrong. So we had gone all this time waiting for people to come back. And if I don't get a vendor that I like and specifically request them, it's a Catch-22.

I spend a lot of money to maintain a policy with them but overall, the good outweighs the bad. I've gotten a new microwave from them and have a brand new clothes washer from them. I also have brand new ceiling fans from there where my old one broke beyond repair. And they've come and repaired my refrigerator and my pool multiple times. So over the 10 years, I really feel like I've gotten my money's worth. I just have to be patient and be willing to work with them. I recommended them to people like my mother but she's very critical.

When we purchased our home last May, one of the requirements was that they provide a home warranty, and the seller simply chose American Home Shield. The AHS reps are usually patient and good about explaining why something is happening. For the most part, they've been quick to respond and get people out. If I need to speak with a supervisor, I usually get the callback within 24 hours.

For the most part, we've had positive experiences with the contractors that they've sent out. A negative one was when we had a plumber come out who told us one thing but told AHS something completely different. That resulted in a lot of confusion on our part and a lot of arguing with AHS over something. We then ended up getting a second opinion that completely disagreed with what the said contractor told us and AHS. The vendor was also very rude to my wife. When I spoke to the Home Shield representative, I explained all of that and I also said if and when we need more plumbers, we don't want this one coming back out. They were understanding and said that they'd note the account and that it wouldn't happen, which was appreciated.

With that same experience, we ended up having to go out-of-pocket to repair a water heater. The first issue was covered but the water heater wasn't. They said it’s because we could have at any point had them come out and fix the first part. But from our perspective, we had absolutely no knowledge that the first thing was broken. So, it was a bit disappointing that they weren't willing to work with us on that. But we still chose to renew with them even with that.

We have submitted three claims to AHS. None of them were resolved. We finally gave up on the garage door opener claim and replaced it ourselves. Over the course of 4 months they have sent 4 different appliance repair people to service this problem. Over the course of 4 months we were visited 8 times. Several of the technicians were sketchy at best. Overall to avoid replacing the microwave AHS spent far more than the appliance was worth. In addition customer service was nonresponsive and at times rude. AHS would rather pay a technician than repair the product. They will do anything to avoid paying a claim. This is a horrible business, a rip off to the consumer. Do not waste your money on this insurance.

Updated on 4/19/2017: My microwave has not worked since early December. AHS has sent numerous (>6 times) technicians to fix the problem. The same part was replaced twice and I was charge 2 service calls ($150). After my first review American home shield responded with the same robotic response that they give every review posted on this site. I responded asking them to call me. They did on April 13th. At that time the AHS representative assured me that her supervisor would call me later that day. I never received a call.

Today 6 days after I was assured that a supervisor would call me with a resolution I received a garbled voice mail from AHS that I cannot respond to because I cannot understand it. When I called the number that left the voice mail I was connected to an AHS representative that no record or notes regarding my issue. Anytime I have an issue, I go online and submit my request and within an hour or less, I get a response that it's been assigned to the contractor, and I haven't had any issues with them on any repairs, replacements, and anything that they had to do for me.

I recently had an electrician come out for an electrical problem. But I wasn't very happy with the contractor. First of all, I told him that the problem could be a bad circuit breaker, but he didn't think it was a bad circuit breaker, so he went around and tested all the outlets, which all tested good. He then thought it was a bad surge protector and he removed it. And then the circuit breaker wouldn't trip when he was there, and about an hour after he left, it tripped. So, I called him and let him know that and he was supposed to come back Friday but he didn't. He didn’t call me, so I called him on Monday and he said, "Oh, you didn't get my phone call and my messages?" I said, "No. I don't have a phone call. I have a message. I don't have any missed calls from you." When he finally came back out, he then said he would replace the circuit breaker. And that could have been done five days ago. Other than that, I haven't had any issues with the breaker since.

The company that American Home Shield used to send out for various plumbing and air conditioning problems were horrible. They never fixed anything and wouldn't show up on time. I've raised that to American Home Shield and they said they were looking into a new company. Now, when I recently filed a claim for my air conditioning unit, they have another company. We've been using them and they've been very good. As for American Home Shield itself, I have no problem with them. When I called them to file my claim, they've been very responsive.

For the amount of the premium, speed of the service, and the contractor that they use, it's the best deal out there.

    Original Review: April 12, 2017

I wasn’t too happy with American Home. The first time I called, they were reading the policy and it said that we should agree upon the time. The guy called me up and didn’t give me a time that I was supposed to be home. That didn’t work out. So I tried to schedule for the next day and they couldn’t come until the following week. I had to make rearrangements for that. They only had one person that could deal garage doors in the area. Then the guy came that Monday, he said the circuit board was bad. When American Home Shield called me up, they said he told them that it was a surge that went through the garage door opener. No surge went into anywhere else in the house, and all of a sudden, it goes to the garage door opener, which they don’t cover. That didn’t make sense to me.

The guy told me one story, and then by the time he talked to AHS, the story changed. They're supposed to fix or replace it, and now they're not going to do either. So I have to get somebody to install a garage door opener. The representative I spoke with said I could dispute it but I can't dispute it with somebody I select. They want to select somebody as well. So if you’re going to select somebody they’re going to tell you exactly the same thing the other guy told you. That’s stupid.

I submitted a claim for when the air conditioning unit only wanted to pump cold air when it wanted to. The AC guy came out the next day and the AC unit was working the day that he came out two weeks ago. And then last night it rained and it wasn’t pumping cold air again. It's happened twice now. We think it’s got something to do with a relay or a valve sticking whenever the humidity gets high. So it’s one of those things that he can’t find the problem if it’s working when he was here.

I tried to do the automation and I thought it was gonna give me a live person but it didn’t do that. It did the whole set up and tried to give me a different company, so I had to cancel that ticket and talk to a live person to say, “I need him to come back out ‘cause he’s already aware of the problem.” So that’s why they set it up back with him. The claims rep who I talked to this morning was friendly just like the lady that I talked to the last time they had to come out and changed out something for another unit. Everybody I’ve talked to has been really professional and nice. However, I haven’t heard from the AC guy yet. He’ll probably call me later in the day or late tonight as that’s usually how much time usually passes by. Nevertheless, I’ve been very pleased with American Home Shield.

We are first time homeowners and our Realtor recommended AHS to us as a just in case method. On Thursday night at 1 AM our Electrical Meter blew up and we lost power. My husband called immediately on Friday and the system was down so our claim went in as a non-emergency. We couldn't get anyone to change it to emergency until Saturday. We had some cold nights because no one could come out and when they finally changed the status on Saturday no one could come until Tuesday. Thankfully by Sunday it warmed up a little.

Finally, Tuesday is here and the electrician comes out only to tell my husband it is not covered! He takes $75 from us and then when we ask why it is not covered we are told it is because the meter is outside. We asked them how they can cover the air conditioning unit then and the first woman said that isn't covered either, which is wrong. So I wonder if they even know what they do actually cover. So now on the 5th day we are waiting on our own electrician to give us a quote while we still have no power and have to have extension cords run through the entire house so our fridge can run and we can charge our phones. I'm disappointed and will never renew this contract!

I had an American Home Shield (AHS) home warranty from 2006-2016. My monthly premium was paid out of my mortgage account by the mortgage holder (bank). In 06/2016 I decided to pay off my mortgage with a lump sum, so I knew the bank would no longer pay my AHS premium, so I phoned AHS, explained the change in situation, and gave them my credit card information to make the monthly premium payments. On 12/27/2016 I phoned AHS with a service request when AHS informed me my policy was "canceled for nonpayment!" Evidently AHS customer service had not processed my request to bill the premiums to my credit card. On 3/7/2017 an AHS salesman sold me a new warranty, told me that it would be effective 4/2/2017, and said I would receive notification and a policy by 4/2/2017 by mail and email.

By 4/2/2017 I had received nothing, so I concluded I was still not insured. I phoned the AHS customer service line and the message said I would have to hold for more than ten minutes. I held for twenty minutes, but nobody answered. I gave up, did some online research, and bought a home warranty from a highly rated company that has always answered my phone calls promptly. Then on 4/8/2017 I received an email from AHS saying I was insured and giving me my new policy number. I immediately phoned AHS customer service, but the message said I would have to hold for over ten minutes. Knowing that meant probably holding for over twenty minutes, I hung up. At the AHS website I discovered there was no way to cancel my policy online, and no way to send an email to AHS. At 10:40 pm that same night I phoned AHS customer service and got a live answer.

The representative asked for my address and said her computer told her I did not have a policy. She also had a wrong phone number for me, so I gave her my correct phone number. I read her the email policy number I had just received by email, and then she agreed that I had a policy. She told me she could not cancel my policy at my request, but that the cancellation department would phone me back.

Two days later (4/10/2017) I still had not received a phone call from the cancellation department, so I waited until 10:35 pm and phoned AHS customer service. They had not corrected my phone number on their computer, so I gave them my correct phone number again. This representative was kind enough to give me the direct phone number of the cancellation department, which I phoned early the next morning. That worker told me I could not receive a cancellation notice by email, but that I would receive a cancellation notice by mail by 4/25/2017. I only hope her promise is true, and that this will finally be the end of my struggles with AHS. Incidentally, I never had a problem with AHS service department: they always responded promptly to a repair request by sending out a competent repair person.

In fact, I once filed a claim over the phone for our dryer and the tech came out within 24 hours and fixed it. Our KitchenAid dishwasher's top door would come apart and the dishes at the very top were not getting cleaned. I filed a claim to American Home Shield. The first thing the contractor did was he fixed the top door because he thought it wasn't hitting tightly on the tube at the very back. Cause that would make the arm not turn. But after he fixed it he noticed that it was something to do with the very bottom. I can't remember what he called the part but he replaced that and it works perfectly.

The contractor first came out when I could do it, on Tuesday. Then the second time, he came and he accommodated me for the afternoon. The third one was a little tricky because the receptionist didn't want to do it on my hours, but I was insistent. She said it was a two-hour job and he couldn't do it from three to five like I normally do it. She said it had to be at 12. I said, “Well, I can’t take off ‘cause I work at a school. I can do anytime after two or three. A three to five works out better.” So, they did it on my time and the tech only took an hour to fix. They are flexible. I liked their repairman. He was great and did his job and my dog likes him, which was very important. He even brought dog bones for him.

When I did my first submission with American Home Shield, it was two service people that had to come out. My first experience was wonderful and the first guy that came was very professional. He did the work and gave an overview of how he corrected it. He also told me about how I saved with the service that I have which I loved hearing because I'm a thrifty shopper. After that, I was so happy that I signed up to get the service. The only reason I got the service is because my husband is not handy in fixing little things. I thought investing in this was a good thing.

But I was not pleased with the second guy that was sent out. A piece was broken off at the bottom of my refrigerator but he said that it was ripped out. There's only me, my husband and my son living in the house. I'm sure my son pulled the ref out too far and the piece broke off. I found it on the floor and I'm sure that's what happened. He said okay but he wrote that it was ripped out and we tried to repair it. Who tried to repair it? My husband can't fix anything and I know I definitely couldn't fix it. He also asked about my warranty on the refrigerator but I don't have a warranty. He then said he had another customer that had this refrigerator just like mine. The same piece came off their refrigerator and it's not covered under warranty. I wondered what's the purpose of me getting a service if it would never be covered.

He also barely talked and he didn't want to shake my hands. When he fixed the stove, I had to ask him what's wrong with it. But I shouldn't have to ask him what he's gonna do and what's the next process. That should be part of his report with the customer. But everybody works differently. You have people who are super friendly and you have people who are not as talkative. I work in customer service, too, so I understand that. But the first guy who came had a way of doing his system. Also, there was a handle on my refrigerator that was loose. The second guy must have tightened up only one side because now it's wobbly. So, they said they would send somebody else to come back. I had to call twice. The first time, the young lady said I would have to call back because it's nighttime and speak to a certain department. Then, I called back and the young lady said that their computers were down and they can't do anything so I'd have to call back.

It’s a great service. When we had problems with our plumbing, they came the next day and handled everything. The contractor was pleasant, professional and polite. The sink in my bathroom wasn't draining. When I went to bed the night before, the sink was full of water. Woke up in the morning and the water was gone. I said to him, "I think the problem resolved itself." He said, "Well, let me see." He took the thing apart and there was a huge clog. I was willing to just say, "No, that's okay," but he went the extra mile and he found what was wrong, even though it appeared to have resolved itself. He was skillful. I always admire it when people take a little extra step into things. So, we were very happy with service and the problem we had has been resolved.

We had an issue last summer with our air conditioning and one of the contractors took the $75 check and we never heard from him again. We called again and got another contractor but there was a delay because they had to get parts. It was an ordeal, and none of it was the responsibility of American Home Shield. Other than the first contractor, everything else was what you would expect.

It was a big and expensive job and now, this air conditioner is humming away. It’s a must where we live. The pollen here is so thick, you need your windshield wipers. We close the house up, otherwise it turns green on us. You don't want to air your house out, so we're very pleased with the work that was done. I like that you pay the $75 online by credit card. I would prefer to pay it to AHS first though, and let them deal with it because then, they have to show up if they want to get paid. I've recommended AHS to a lot of different people.

They came right out the next day, put the part in, fired the HVAC system up and then it was running. They replaced the motor, and I got heat and air conditioning again.

My experience with AHS has been great. They’re very responsive and quick. The only negative that I've experienced is that if you try to call in your claim, you've got to wait eight to ten minutes until you talk to somebody. And if you do it online, it's the same if you’re not sure what exactly the problem is because you need to have the company call you. But as long as you know what you want, it's better to go online.

I looked for a home warranty and I was checking to see who had the best ratings. I also looked at the Better Business Bureau, and American Home Shield got good reviews too. I’ve been with them about a year now and I would recommend them. I was telling my neighbors about American Home Shield and they wanted to know more stuff. Three of us have AHS here.

I had a problem with our washing machine. I called them up and told them about what was going on. They're easy to talk to and easy to get in touch with. They set me an appointment for someone to come out and dispatch somebody to weigh the situation. The people that came out were very experienced. I could tell they had been doing it for a while because they just took things apart without even reading any instructions. They ordered the part and when the parts came, they called me up to let me know. They then set up a time to come back out. They took the machine apart and they repaired it. They were very fast and they did a great job.

I was glad that American Home Shield chose them. You would think that they would just send you anybody, but the people who came out were quality contractors. They were people that I would've been looking for myself if I had to go out and find someone to repair my stuff. When they fixed the washer, it’s just like new. I was going to buy a new washer because it was over 10 years old. Now, my wife is stuck with that for about another eight or nine years. Even though my coverage is going up and all the fees had gone up, I'm going to renew my warranty.

American Home Shield certainly met my expectations. Recently, I've had two claims in a row, and the electrical issue was completed. The guy who came out was able to correct the issue on his initial visit so he didn't have to come back. He was friendly and explained what was going on. It ended up not being as big an issue as I was concerned it was, and I was pleased at how everything turned out

The second claim was for my range because the cooktop broke. AHS sent out a contractor who looked at it and said that they had to order the part. But, when they got back to their office, they found out that the parts were no longer available. So now, they're gonna replace the range. They were supposed to get back to me, but I didn't hear anything so I called and they said that the approval process hasn't been completed. They were waiting to hear back so they can do the next step. I had expected a quicker response time on the range than what they had said. But other than that, it's been a good experience so far so I probably will renew it.

Submitting a claim over the phone was extremely easy, and their representative was very knowledgeable. Also, the contractor they sent out was very professional and his response was quick. He came out within 48 hours from the time I submitted the claim. He was not able to complete the work at the time that he came out because my unit was frozen over. But they gave me all the information I needed and we were able to set another appointment for him to come out and complete the work. We didn't have to resubmit the claim. I just had to reschedule with the contractor.

I submitted a claim for an air conditioner. They had to replace it because it wasn’t blowing out any cold air. There were three options they gave me. I could have them replace the parts, but it’s an obsolete system that uses the old Freon. So they had two more options, and I just took the replace the whole system option, get the full warranty on it, and get the updated Freon they use. I had a guy came out and he checked the installation, made sure the installation's good and did a spring warranty check. He seemed pretty nice. But it took a lot longer than it should have. My wife got them early in the morning and they ended up not leaving until about 4:00 in the afternoon. They didn’t realize that whenever they had to bring the air conditioner up in parts so they had to take it apart on the lawn and it took the whole day. But everything seemed alright and it's cold now. It was a pretty good experience. I'd recommend AHS.

The claims rep was very courteous. In the first call that I made, the contractors that AHS sent weren't that good so they had to send someone else out. The second team that came solved the problem and I was happy. If I got an issue, I call AHS and they take care of it. It's been a very good experience and I would recommend them to other people. I had coverage from a different company before but I like the service of AHS.

I have three claims with American Home Shield. One is on the heat burner, the second one is on cook top, and the third one is on the central vacuum. Submitting a claim with them is extremely easy. I call AHS, they log it in and then they send the contractor for service. It's very fast and the contractors they send out are very professional. After the contractor talked to the American Home Shield about the central vacuum, they did the job and fixed it right away. They put in a new motor and everything's working fine. Also, when our central heat was not working, they came and replaced the whole thing and a couple of valves, so now it's working perfectly as well. However, they still ordered parts for the cooktop, so I wait for them to come back. But overall, the service is extremely good. I have two other companies that have experience with, and AHS, by far, is the best and very professional. They are very efficient and they solve the problem.

AHS has now neglected my account 4 times! Not only did I call in for service with a 35 minute hold, but I paid my account at the same time. Thinking, ok good, I have this taken care of, boy was I wrong! Service was handled, but I continue getting notices of an account balance. I again called to straighten this out and was told I would receive an email the next day confirming my payment and my account was corrected. Today, I receive an invoice for what they consider a balance. Very untrue!!! I remind you my balance was paid in full over the phone. Today, I called yet again, to clear AHS's mistake up, and no one will help. The last call to a CSR made me realize they don't read their notes thoroughly, nor do they handle payments all the way through.

I encourage everyone considering AHS to run. Do not use this company. I will spread the word in my area and will never consider them again! What in the world did I pay for? Grief? No, I didn't- I paid for competent people to make sure my payment is handled correctly. They sure didn't hesitate to deduct the amount from my account, but they are quick to assume my service charge isn't paid. In summary, NEVER use AHS again! I certainly won't!

I had my furnace replaced in 2012. The technician installed the new furnace and when it was time to install the filter to fit in the allocated slot which is not easy to access he cut a filter and wedged it into place. The area where the filter goes is to the left of the motor. I have called the technician and American Home Shield several times to inquire about how to replace my filter in a safe manner and what size it may be and I did not receive a clear answer until 4/6/2017 from a company outside of American Home Shield.

In the past I was referred to the manufacturer/maker of the furnace. I was forced to do research on my own to no avail. I was informed that "The contractor forgot to put an exterior rack between the furnace and the return drop." A filter rack would take up between 1-2" and a mechanical cabinet would take up about 5-6". I was informed that I could be causing a short in the high or low voltage passing through to the furnace circuit board. He informed me that If I had a properly installed rack or cabinet and wanted to change the filter there would be no problem. He informed me that in order to install an exterior rack or cabinet, the heater would need to be uninstalled and a rack would be secured to the return drop, then furnace reinstalled, the heater would be pushed out from the wall 2" to 6". I would like this issue rectified immediately before it causes a fire to my home.

It was perfect because usually when they give you a four-hour window, they always show up right at the end of it but they showed up right at the beginning and I couldn’t be happier. The sink was leaking because of a putty problem around the drain and the toilet needed a new flange. They fixed both and have stopped all the leaks. They moved the unit’s location from the house because we got a deck and stuff built on it and a carport thing done. The Freon tube that they ran rubbed against the concrete underpinning and had a pinhole that leaked all the Freon out of it. But the American Home Shield guy located it and it was what we needed to know. When the guy came out, he didn’t charge anything to fix it. He also called the other people who had to do with getting the unit moved and they came right out and fixed it. All in all, we were very pleased with American Home Shield and the man who came out. I'm a new customer at American Home Shield. Unfortunately, as soon as I got the service, my dishwasher went out. It would come on and then other times it wouldn't. I didn't bother with it and started washing dishes since I couldn't deal with it. Then the washing machine went out, so three days after the washer went out, I made the call to AHS. They were very prompt. A nice young man came out and looked at everything. He said the electricity on the dishwasher wasn't good and the transmission on the washing machine had gone out.

Then I got a phone call from American Home Shield saying that the technician had said my washing machine had obviously been broken for months, so they would only cover the dishwasher. When the technician came back to look at the dishwasher, I told him what AHS said he had written in his report and he said, "No, I didn't." AHS knew it's going to be a big expense and didn't want to cover the washing machine.

Then the electrician replaced the breaker in the garage and the dishwasher worked twice, but it quit working again. We're sending the electrician back out after working the electricity, which is a waste of time and money. The electrician came back again and said that there was no issue. Then the technician came back again and saw that it was the control panel. So now we're going to order parts and the technician will be back for their fifth visit for the dishwasher. In the meantime, I spent $800 for a new washing machine. AHS didn't fix one of my problems so I'm not happy with my first experience with them.

Giving our "experience" 1 star is being nice. AHS was called in February due to our furnace not working. Here it is April 5th and it still isn't fixed. The company they sent out was a complete joke. Sierra Mechanical which was about an hour away from us. The first time they came out they sent a young tech and he diagnosed incorrectly. After Sierra promising to look into it and get back with us it took another 2 weeks to get a more knowledgeable tech out to tell us what was wrong. He didn't have parts so they needed to call Carrier the furnace manufacturer to order it. We called Sierra yet again because they didn't get back with us. Each time we called they acted like they didn't know what our issue was and we had to jog their memory of our ongoing furnace malfunction. They tell us again, "We will see what's going on with the part and get back to you." Luckily holding your breath only causes you to pass out.

We had to contact them again and finally got a service tech back out only to tell us the wrong part was ordered and he went on vacation so Sierra (customer service or lack thereof) of course didn't know what was going on so they had to get back with us after calling Carrier and waiting on said service tech to come back Friday from vacation to see what he did or didn't do. Meanwhile, we are running space heaters which is not cost effective or safe in a house with a 1 year old, 5 year old, and 11 year old. Finally, I call Sierra and pretty much exhausted all of my patience and good nature and put a fire under them. Moments later a rep from AHS calls and tells us that the wrong part was installed on the furnace to begin with which voids the terms of the contract.

Since we've bought the house in 2013 we have not had any repairs or services done on the furnace. We have been with AHS (American Home Shield) since we purchased our home and have been a loyal customer probably paying out over $2500 for services we've only needed twice (first time was a garbage disposal which was a 2 minute fix). Now, after 2 months and high utility bills we are held accountable for the parts and labor that this incompetent company is going to replace because they couldn't tell us a long time ago the part was wrong. If we knew we were going to run into this kind of problem we would have used our own local HVAC company. It feels like we were handled and treated like 3 rate customers simply because we had a warranty.

Then a few hours later, I received another email saying that it had been sent to a contractor. Less than five hours after that, the contractor called and within a day, it was done. The appointment was later on the afternoon, but they called that morning and said that they had some flexibility, which worked better with us. So, we were able to choose a different time.

As soon as they came in, they went upstairs. They were professional, efficient, skilled and didn't leave a mess. They knew exactly what the problem was as soon as they saw the toilet and they fixed it. The good thing is they send one contractor, which makes it beautiful because then, the contractor is familiar with the house. Our house is old and it has old pipes. But it's nice that I've never had an issue that wasn't covered. I got with American Home Shield when I bought the house 11 years ago and I've been with them ever since. Submitting a claim with AHS is very simple - simply call in, they assign a ticket and schedule it, then somebody comes out to do the fix and you're done. Recently, I had two issues in my living room where the breakers were flipping. I called AHS and opened a ticket. The electrician was scheduled, he came out and fixed the problem. He's been very nice and he's the same guy we've used a couple of times in the past. I've had him for four years and I've had him since I bought my house.

On the other hand, I used to submit claims online but I started calling it in because they've recently changed their processes where you have to enter either your bank account routing information or your checking information to place a claim. You also give them your name, address, phone number, account number, everything. Anyone with your ZIP code and your address can access your account. So, I no longer use their website because it's not secure and there's no way to prevent fraud. In addition, the only main complaint I have is it takes so long to get someone out and you're stuck with the vendor once it's assigned. Sometimes, it takes a week to two weeks before they can schedule stuff. It's like jumping through flaming hoops if there's a problem with the contractor or if they can't get out. They have quite a few gaps that they have problems with and I wish the process was easier. But overall, I like AHS.

If it's for an appliance, they can take care of multiple claims. A guy came out and tried every single thing on every appliance and he fixed every appliance. It blew my mind that he took care of all of it and it took him about four visits to do that. He was friendly, very professional, knew what he was doing and he assured me from the beginning that he'd fix it. I told him that if he fixed my oven, he'd be a miracle worker and he was. I put in a claim for a top of the line dishwasher last November. The brand of the dishwasher is not one of the brands that AHS uses so everytime I put in an order, I click "Other", and AHS sent Sears. I called Sears and asked if they service the brand. They came and said they didn't service it. I then called AHS to inform them about that. So, if there's an "Other", they should put "other" and then customers fill it in. AHS assigned another contractor that was horrible. They lied, they didn't come when they said they would come or they would come without an appointment. I called them and their voicemail was always full and they never called me back. I had to call AHS to contact them.

The only people AHS had contracted with was somebody up in Westchester. I told AHS that if the contractor can't provide service, I'm going to get my own service people and AHS should pay them. I kept telling them to get rid of their contractor and get another one but it fell on deaf ears. AHS said that they'd let contractor come back one more time. The contractor came back and said they can't fix it and it needed to be replaced. I waited three days, called AHS and they said the contractor called them and said everything was fixed, which was a lie.

After a couple of weeks, I finally got approval to get my own contractor. I wanted AHS to know my grievance so I called them and I went first to the people who first take it in. I then escalated to the highest I could go to and they took care of my concern. I started on November 11th and the dishwasher was finally replaced sometime in January but not without total aggravation. This is a dishwasher with my daughter and three children. I'm not sure it was worth it. It was a total nightmare. Also, getting someone from AHS is not so easy. I'd be sitting and waiting for 15 minutes and I was on the phone for hours and hours. Moreover, they have to have people locally to do it or else, they'll give the approval to get someone locally to do it. It so hard to get service and I was thinking of not using American Home Shield anymore.

In addition, they had a service guy who didn't know what he was doing and I knew that from the first time he came in. After 10 minutes, I looked up on YouTube what to do and he didn't do any of those things. I was the one who fixed the problem. But other than all of those issues, the last claim was a great experience. I got a call right away after I put in a request for my heater. I was very happy they came within a day and they fixed the problem. That's how it always was. I have a contract 'til July so, I'm hoping I have no more bad experiences.

Filing a claim with American Home Shield is not that bad, because they have someone to answer the phone. Once you get in touch with them, they put a report and handle their process pretty good. Although their customer service needs a good notch up. They could step it up and get more into the customer to solve the problem instead of trying to avoid it. But other than that, everything's all right. In the previous time over the years, I had left AHS and came back. I had jumped to conclusions and I went to another company. But in fact, they did their part and it was the contractors who caused that little friction.

They came for the AC unit two times. It's the same AC that I've been calling two years ago when I first got American Home Shield. So we had to get another contractor because this one wasn't fulfilling this need. But I had to pay another service charge because it was over the 30 days warranty for the same problem. I got upset about it because I don't know about the warranty, but if I'm continuously calling about the same issue, there's got to be an issue somewhere. Also, I can't predict when the AC is gonna start acting up again. But if it was over 31 or 61 days or how many other days, it isn't my problem. In fact, now, when I go in the garage, I always see this water from where the AC made a leak and there's too much water, although it isn't an issue yet.

But that was the only major issue I had. Some situations are pretty good, so I can't bash the whole organization because of that one incident. AHS is just paying these contractors and they have no idea what's going on. One experience didn't mess up the whole thing, that's why I give everybody the benefit of the doubt and give them another chance. Overall, AHS is good.

After he left I realized the machine was set to cold water and the hot water valve was not working. He then notified the company that there was damage to the valve so that they would reject the claim. This is the third time a plumbing job and south. There is nothing wrong with the valve body.

What is wrong that the system rewards doing less work. I have had great experiences with some of the other contractors but the plumbers are a disaster. AHS offered to send another plumber. This happened in the past and they found in my favor but the process can take days. I need my washing machine working now. Terrible experience with their plumbers.

Our hot water heater's pilot light has gone out and needs a new part. The technician that came was knowledgeable and friendly. No problems with him. He could not find the part in our area, the closest part being in TN. It would take 5 days shipping or could be sent overnight. American Home Shield would not pay the extra $60 for the overnight fee as they said it was part of our contract. They prefer their customers to go for 5 days without hot water. Nice. Of course we were disappointed and wanted to speak to a supervisor. The customer service agent was rude and unhelpful. She said no one would call us back for at least 48 hours or more. Really?

My guess is they are so busy with complaints that they do not have time to be helpful. I was wary of going with AHS after reading so many complaints and hearing them from friends, but we did anyway. They have not covered any of our requests to our satisfaction and their customer service department is a joke. Buyer beware.

The thermostat on the wall wasn’t coming up to temperature. It was supposed to go to 68, but it was only going to 65. It appeared to be getting stuck there and wouldn’t heat any higher than that. I filed a claim and doing so was easy. I did it online and after about three hours of filing it, the contractor called me and arranged to come out the next morning to fix it. They were good and came on time like they said they would. The guy didn’t see an obvious problem, but he looked around, cleaned everything up, and tested it. Then he said that he felt that it had been just locked out or timed out. So he overrode that and decided he’ll reset the temperature for 70. He told me to leave it that way for the day and it should right itself, which it did. It’s working perfectly now. American Home Shield is a great service. I love having it.

I had a plumbing issue and the plumber that American Home Shield sent was a very nice person. He came into my condo in the beginning of February and it took almost a month for the part to come in. He finally fixed it, however, he broke the lever and he shut off the water to all the units. And he had to call the town's water official after hours. But I can't fault him at all for that. He's probably very knowledgeable too. But the problem is that American Home Shield subcontracts to a plumbing company from the next town that doesn't know anything about our condo unit or the way it's set up, which is probably the reason why he shut the water off accidentally to all the units.

I'm just waiting right now to see whether I'm going to get billed from the water company and either American Home Shield or the plumbing company's going to have to pay it. But I would get American Home Shield again. I have a sister that's bought a new property and I suggested for her to get them too. I just wish that some of their contractors, especially when it's a condo unit, would be someone that know something about that condo unit.

I recommend American Home Shield itself because of the times we’ve had to use it. Dealing with them on the phone has always been easy and you get somebody out here pretty quick. I have an on-going claim with American Home Shield. I was having problems with my microwave. They came and thought they had fixed it. About a day or two it went out totally. We called them and they came back three, four days later and looked it over and said it was kind of board they needed. So then about four days later, they ordered the board, called me and came back, attached the new board and it fried the defective board they were telling me.

Now, I’m still waiting for them. They called yesterday but I was out and they haven’t gotten back to me. I’m assuming they have the new board and they want to set up the time to come. I’ve been without a microwave for about a month. I just assumed that it would have been done a little quicker.

I initially smelled gas in the house so I called the gas company. Their guy came out and determined that there was a leak in the piping that goes to the hot water heater which had something to do with the pilot of the furnace or boiler. The guy told me to call the warranty company and that I would need one person to come out to do the repair. I called American Home Shield and they sent a plumber.

The plumber disagreed that there was anything wrong with the heater. He didn't even agree that there was a gas leak. I told him that he needed to fix something because the gas company was here and their machine beeped so there was certainly a gas leak. And so, he tightened up the valves, replaced a pipe and repaired what he could. Then, he said I had to call somebody else to fix the furnace.

At that point, the furnace guy calls me and said he was going to come the next day. This was last week when it was very cold and I was going on my second night without heat. I said "no" and that he needed to come tonight because I didn't have heat. He said that wasn't the way American Home Shield called it in and that AHS didn't say it was urgent. He also said he didn't know anything about a gas leak or heat and that he only got a service call. And so, I called American Home Shield. They switched the service call to urgent and the guy came at 9:30 at night and fixed it.

I've had good and bad experiences with American Home Shield. Last year, I had an air condition issue and AHS sent me a contractor. They charged me $1,200 for air condition gas. After that, whoever came and see that air condition tells me that I've been cheated. I shouldn't pay that money and that contractor is a cheater. Even the new air condition contractor came and he told me that there is no way that they can put 20 pounds of gas into this system. I know that it is not AHS' fault, but they should be aware of those that they are choosing as their contractors because we trust these contractors because we trust them. If the contractors cheat on us, we look at them. I will tell everybody to be aware that the contractor can cheat you if someone comes from AHS.

But the recent air condition guy is a very decent and nice guy. He is awesome. He's very honest and he knows what he is doing. I had a claim for a contact of the compressor within the conditioning unit that was bad. It was just middle of the summer and the guy knew that I am stuck. He had the part and replaced it. Then, after two or three weeks, we had a noise. He came by and said that there's something loose but it isn't time to fix it. He did something so that the noise doesn't bother us and told me that a year or two later, we'll have to fix it. AHS didn't charge us the $75 and I was satisfied.

I'm at the point in my life where I'd rather pay someone to do it than do it myself. The contractor said he could fix it. He was friendly and professional. He had the tools, explained what needed to be done, did it and got out of my way. It was all great and the work done so far is good. It's one of the rare experiences with American Home Shield that's gone the way I expected it to go. Most times, people try to upsell me and they have to come back multiple times where they'll bring parts. This was the best experience in a long time.

I had an issue with the dishwasher and submitting a claim with American Home Shield has been relatively very easy. I just go online and it doesn’t take much of my time. The process is easy as well. They send a tech out within a day or two. Sometimes it takes a week, but that’s not AHS' fault. The techs could be busy. Then the techs come in and they have been pretty well groomed. They are well aware of what’s going on and are knowledgeable. They’re not off the street. They're either dealer contractors or contractors that I’ve been working on that particular model for a long time.

There was one time that we had to call multiple times, but the issue was neither with the contractor nor with American Home Shield. The issue was with the part that the contractor received from the factory. Working with people and the contractors is not the easiest thing in the world and American Home Shield is also waiting for the contractors to get back to them as well. Considering that fact, the customer service team at American Home Shield has been very prompt. Overall, it's been a very positive experience with American Home Shield and I would recommend to a friend.

My sump pump in the basement was not working and I gave AHS a call. They sent out a contractor but without trying to figure out what was wrong, he just replaced the pump and that still didn't resolve the issue because the problem was not with the pump. It was with the pipe leading out of the pump because it was clogged. He told me that the way the piping was set up was not as per code. He said he'll have to let out a new pipe out of the wall near the pump but that's not going to be covered by AHS. So I got a different quote and I paid separately for that job. Also, he nearly messed up my basement. With the amount of dirt and things he left behind, I have to now get his team back and do the whole thing. The pump is working but he's made a new hole in the wall, and let a pipe out, and I'm worried about that because it's very inaccessible and also worried whether he sealed it well and what it's gonna do in winter or is it gonna let some critters in.

In the past I have spoken to AHS' agents. They're usually knowledgeable but they're not very flexible. I mostly made these claims over the internet like the last claim that I did for the garage door opener. It was a little frustrating for me because they sent the contractor and he did something. I was told that if anything goes wrong within a month, I have to place a call back. Then, garage door opener stopped working again. I called the same guy back and then they told me that this is a different issue so this has to be a different claim. But, it was the same appliance that was not working. Within one month, I have to raise two different claims and pay twice to fix it.

I hope AHS represent my interests better. Their approach seems to be giving me a sense that they are just out to take advantage of the insurance they offer. That is absolutely not my intent. Just in the way the message and the way they process my claims, if AHS gives me the feeling of caring for me better, that will be helpful.

The home that I have is a rental property and the contractor sent by American Home Shield have always been professional as far as if I'm not there, they call me and tell me about the issue.

In the past I’ve had AC issues and it was the same one coming out every single time which was frustrating. I’m not sure if the contractor was as completely honest with me as far as what the issue really was with the AC. Because I later on found out that the tenant wasn’t keeping a filter in the AC and I asked that several times. And the only thing he was trying to do was push me using their filters. And I found out from another contractor that it was because the filter was never in the AC. But outside of that they’ve been fine since it was fixed. It would be good if they choose better AC contractors.

Let me start by saying I have been a customer of theirs for the past 21 years. In that amount of time any issues I've had that are non-emergency related and have occurred between Monday and Friday, I have very good attention to detail with service and the scheduling was quite easy. The last two calls I've had with them over the past 12 months have both been emergencies because emergencies happen outside of the Monday through Friday 7 AM to 7 PM time frame. The first one took over a month to resolve and the contractor was horrible and had no clue what he was doing.

The second one just happened this evening where it's under 40 and my oil heater is not working, so I have no heat and no hot water. I spoke to a very nice customer service rep who went above and beyond to help me. The problem is she contacted 10 different heating contractors and either they didn't call her back or they weren't available today which is Saturday and some of them actually refused to come out and work on a Sunday even though she said this was an emergency. The ones that she talked you told her Monday afternoon at the earliest.

It's early April and I can't go without heat until Monday. I am incredibly dissatisfied with the service and I will be cancelling the contract. I'm really upset because I would've only paid $70 service fee with American Home Shield, now I'm paying $400. But thankfully the people I called dropped everything and came out here to help us.

Was able to receive a resolution with at least refunding service fee but unfortunately that does not resolve that my garage door is not "covered"

    Original Review: April 1, 2017

My experience with AHS had usually been a positive experience until my most recent claim where I have contemplated the value of the service. After my garage door failed open I contacted AHS where I was able to get a great repair company out the next day and great to work with as they quickly identified the issue but once they explained the damage I received a call from AHS stating that though this part IS covered, the reason for the malfunction is NOT covered.

The reason stated by AHS was because the garage door rubbed against the rails causing the eventual failure. Please note that I explained that the garage door has been installed 14 years ago according to the repairman and this just became an issue (I purchased the home 2 years ago). In my opinion the Home Warranty is meant for just this type of situations that you would have never known about. Now the repairman gave me a quote of between $400-$600 to repair the garage which of course there is no assistance from AHS even though I purchased the Plus version that is supposed to cover more instances.

The reason I am considering cancelling my contract even though I have referred countless friends to this service is because I am worried that if I ever have another large failure such as my AC, water heater, or any large items, AHS will send me a similar letter stating it was not installed properly which removes their liability. As I mentioned though you think it’s peace of mind until there is a loophole which prevents coverage.

We have had AHS for 2 years after we bought our new house. I would not recommend purchasing a home warranty from them for 3 main reasons: Not the value you think: With the required service charge per visit + what you pay for the home warranty, you probably won't come out on top (vs. Calling a repair person yourself a couple times a year). Repair never replace: They'll never replace anything. They will continue to repair a completely broken item even if it means you have to pay for someone to come out 10 times. See the other negative reviews on this. Fees, fees, fees: Monthly payment fees, repair fees, and then want to cancel your warranty...guess what, FEES! Yes, if you want to cancel your warranty, they will indeed charge you a fee because it's "standard practice". So read the fine print before you decide to buy...then don't buy.

What I was looking for is they make sure that the pool stuff was good before they left and they had come all the way from Tampa Bay, which is like a four-hour drive one way.

Our garage door gets stuck at the bottom. The sensor is broken in it so when it should stop, the sensor’s not telling it to. So, it gets jammed at the end of the metal thing at the top and then the door won’t come up, and so I’ve got to rip it back to open it to get out because it gets stuck. I then submitted a claim to American Home Shield. I had to do it on the phone once because it was the second time calling about the same issue. My interaction with their claims reps was good.

I got a call from the technician within 24 hours. They were able to come the next day and it’s pretty quick. We’ve had someone come out four times already and each technician did something different to fix it but then it happened again. The last one figured out what was going on and he was very knowledgeable. He told me that changing out the sensor board is going to alleviate all the issues. Then, he got the approval to order the new sensor board and said that he’d call me within three to five business days once the part comes in and then they’ll install it.

We had our main drain clogged in the basement causing raw sewage with feces backing up in our basement - put in an online request which stated someone would call the next day. Since this was an emergency I called and had to wait on hold 40 minutes to talk to someone who stated the issue was expedited and the plumber would call shortly to come out. An hour and a half went by and no call from plumber. Called them back and was on hold another 35 minutes. Was then told the plumber would call tomorrow so the first rep flat out lied to me. I said this was an emergency and they basically said so what and it would be the next day.

Over the next 14 hours we had to sleep in total stench while our basement continued to flood with sewage containing feces all because American Home Shield refused to pay a plumber after hours pay to respond to an emergency. After all the clean up required I should have paid a plumber myself the after hour rate to come out. With a $75 deductible and no emergency coverage the warranty is a rip off.

We've done a compressor outside, a plumbing issue and a water softener and those were good. The only experience that I didn't think was up to par was when I called in on my dryer. I thought that it was an element because the clothes were not drying. That particular contractor told me that I need to have my stack cleaned out from the stack back to the dryer, which I did. Despite this, I still have the same problem. But I've had a very good experience with them, that's why I've recommended them to family and friends.

Any time that you call expect to be on hold forever. They send technicians to your house that not only are they horrible but unreliable at a cost to the consumer. I have had ongoing problem with an AC and they just put a band aid on it at my cost. In the last 7 months my AC has stopped cooling every 2 weeks.

The first time they said that the cap was left off. I had to pay $650 for coolant as they would not cover it. The technician said that it was the prior technician. Called them up and they said sorry but I had to pay. AC has broken again 5 times after. Every two weeks. They will not replace it. You are better off using the money for that warranty and saving in a separate account. I have paid for a new AC being a member of this TERRIBLE company. Told them that I want to cancel and I have been on hold now for over one hour. DON'T waste your money as Peace of mind is the LAST thing you will get from this company. Wish I would have known! :(

Being a single woman and not knowing what that entails, I was freaking out at first. I called AHS and spoke with a young lady. I told her the situation and she said that it's covered and I'd only pay the $75 standard fee for the plumber to come out. AHS is very patient, very understanding, and I was very happy with the rep. And when the plumber came out, it was only $75, and the quality of the repair was great. I would recommend AHS definitely.

It seems like the first time American Home Shield send someone out, they always send the wrong person. I've had bad results with some of the people that they've sent. There was A-1 Mechanical and the guy said that my furnace hadn't been maintained and he said awful things. But I pay my oil man $350 a year and he comes out, he does a full cleaning, checks if anything smells sooty, does tune-ups at any time for me and replaces the oil filter every year. It's old but the iron horse keeps going because it's well-maintained but the report he gave back to AHS was lies and I couldn't believe it.

So, I called AHS and told them they need to send somebody else. I need a second opinion. The next guy from Quiet Corners Mechanical came out and I had him come out before. He's a really fair guy. I asked if he thinks my furnace hasn't been maintained. He looked through and said that there's a whole record on the side. It's well-maintained. He said he was gonna report what he sees and that I just have a faulty thing that's easy enough for him to fix. He would report that to AHS and if they would accept it, then he'd come back out and fix it. I hope that AHS take back the co-pay that I gave the first gentleman because it's like I had to write him a check for $100 but after his report, I wouldn't give him five cents.

There's also the plumbing company, Malangone Plumbing, that they use out of New Haven and believe me, I would get my plumber before I'd call them back. I've had issues with them. They've come out and said, “Okay. Well, we're gonna try to tighten this [try?]" So they take the whole thing apart and they do their thing. But it's still leaking and they said they'd come back in a couple of days and bring some other parts. They came back with some other parts but it wasn't working either and they're gonna have to come back in a couple of days. It was three days off of work for them to be able to do that and that's ridiculous. So, what I do for plumbing now is I don't even bother calling AHS unless they have somebody other than Malangone Plumbing.

So, I have an issue with who they've contracted in the state. I've had a handful of bad ones and I think they don't have enough people contracted here. But I know the good ones and I make sure I go and do ratings afterward. I never did on the plumbing thing because I was so disgusted after three times and having to take three days off. Now, I don't have the convenience of being able to take the days off anymore. I have to rely on neighbors to be able to come over here and that's just ridiculous for now.

I've had AHS for 17 years and I probably paid a lot more into it than I've really gotten out, but it's been a pretty good mutual thing. The only thing is most of my things are more on the newer side now. So, my concerns are, when I go to renew this year, will be questions: If I do need my furnace replaced, what are the caps? And what are the limitations on it? Because I know that with the higher-priced items there’s gonna be limitations.

I called in to report my washer was leaking on 3/11/17. AHS said since it was a Saturday no tech would even call me until Monday & then they have another 48hrs to schedule an appointment. The earliest appointment time was 3/16/17. Tech made diagnosis & said he would call it into AHS for approval. I never heard from AHS or the repair company so on 3/17/17, I called AHS & they said the tech never called in the service order & usually they do within 24hrs.

I asked AHS to contact me after the request was sent over. AHS said they do not call customers back & it's up to customers to call them. I asked to speak to a supervisor & they said none were on duty but they would have a supervisor call me on my cell# the next day. I never received a call but when I came home there was a message on my home# but when I returned their call they were already closed.

I called AHS on 3/20/17 for an update & they said parts were ordered & it would be 3-5 more business days before the parts were in. I also asked to speak to supervisor & again they said they would have one call me but no one ever did. I called on 3/27/17 to the appliance repair contractor & they said AHS told them not to order the parts & were looking into replacement options for me. I was shocked because AHS never told me this & I thought the parts were already ordered.

I called AHS & they said the repair was going to be $542.48 so I needed to call the AHS Parts Department. I asked to be transferred & he said they were closed & that I would have to call them tomorrow. I felt like I was definitely getting the runaround & the worst customer service I have EVER experienced. On 3/28/17, I contacted AHS Parts Department & they said I could go purchase a new washer but the most they would reimburse would be $402.48. I asked why the discrepancy in prices & she said she did not know. I asked to speak to a supervisor & she said there was none available but someone would contact me within 24-48hrs. Again, the runaround continues with this company & I have been without a washer for 2 1/2 weeks now & need this issue resolved ASAP.

I had a horrible experience with AHS and it is a total ripoff and they used shady contractors for jobs. I had an issue with the water heater which was working (even though a bit struggling) before the contractor came. After the contractor came and we paid our $125 service fee, the water heater stopped working. We were told that it needs to replaced. I have been a customer for 3 years and paying premium of 50/Month. Now they want to replace and they came up with charges which I need to pay from my pocket around 715 which is more than the Heater itself if I buy it from Home Depot and installation will be 300.

I called a couple places to get quote also, an item another contractor will charge $35. AHS contractor charges me $85. And AHS will do nothing to negotiate for me. And the contractor would not deduct the $125 service fee from the job (they basically did nothing and made thing worse during the first visit). It is just a total ripoff. You will be much better off saving your $600/month premium and have your choice to pick your own reputable contractor. So I don't recommend AHS at all. I am cancelling after the contract after my contract ends.

They looked at the stove and they said they would get back to me. They got back to me after three days when they determined that it was unrepairable. The parts are no longer available and they gave us some selection for a new stove. They carried the old one out and everything was good. I had AHS years ago and they always give me good service. AHS is pretty good and fast with responding to the call. I referred them to my mother-in-law because she spends a lot of money on her appliances service companies and AHS covers everything instead of different individual service companies.

    Original Review: March 28, 2017

I had an issue with my heating system. American Home Shield sent the guy over and replaced the aquastat. A couple of days later, the heat went off again and I called back. The guy couldn't get here so AHS sent another company. It's the aquastat again and they replaced it. Then it went again on Saturday of last week and the contractors couldn't get here on that time. It happened to be like 20 degrees and the heat is going all through the house. They came Monday and the contractor went through everything. He replaced the aquastat, the gas valve and the other part that connects everything to it. He even called Honeywell, the manufacturer of the aquastat and the company said that the contractor should replace all three parts because it's very unusual that the aquastat would go three times. The low voltage part of that aquastat kept blowing it for whatever reason.

Then it happened again. I called American Home Shield and they said I passed my $1500 on my heating part of my agreement at the time the contractor replaced three parts. I said to them that their guys are not finding what the problem is that's causing the aquastat to blow and that's their responsibility. The guy that replaced the three parts called me up and said that AHS won't authorize him to come. So I called their customer service in the Resolution Department and spoke to somebody there and they gave me the same answer. I told them that I want to speak to a Supervisor and they said that a Jerri would call me back. Then Jerri called when I was in a meeting. I told her I could not talk and to call me back in half an hour. I haven't heard anything since.

I still have no heat so I called a friend of mine and asked who does he use and he gave me a name then the guy came right over. The guy was so concerned, he has never seen an aquastat blow three times. He called the manufacturer, Honeywell and got their tech support. He reviewed with them on the phone how everything is being connected. When he told them where this ground was plugged in, he said that it could be the problem as it's not plugged in to the right place. So he rewired this ground to a different place where he told them to do it. So far, it's working and that cost me $775 yesterday.

I'm keeping my fingers crossed. But I still have not heard back from American Home Shield. I'm gonna take this up to the President and, if necessary, social media will get a hold of this thing too. I'm out $800 where I pay every single month fee and I've been a customer for quite a long time. I also have other friends who are customers too and they're waiting to find out what I'm doing. I'm thinking about canceling and going with another company because the type of issues that I've had this time was terrible. I'm very dissatisfied. Right now they have one very unhappy customer.

I was told that the compressor inside the heat pump was bad and was given a quote of $2,400 to get a new one. So I was not happy and I had to pay Benson's Heating and Air Conditioning for that incorrect diagnosis. Then AHS took care of it. Their contractor, James, was exceptionally great. He was sharp enough to look more thoroughly and found out what was wrong. He discovered that it wasn't the compressor that wasn't working, it was that the electricity wasn't getting to the compressor because of a wire that heated up and melted and was no longer properly connected. Then he fixed the problem. So I was very, very happy with the service that I got there. Plus they came out quick too. They had a wonderful, quality service.

Three weeks ago, my heat went out. It was in the 20’s outside and it was pretty cold. I called AHS on a Friday night. And they set me up with somebody. I got an email from a company, telling me that they had appointments on Monday or Tuesday. That’s not going to work. I can't go a weekend without heat. So I called American Home Shield back and the rep moved me up on the emergency and was going to get back to me but I didn't hear anything.

Saturday morning, I got up, the house is 52 degrees. It was 21 outside. I called American Home Shield back, spoke to a different person who said, "Yes. I see that you were moved up to the emergency list. We'll try to find somebody." Finally, about 20 minutes later, she came back to me and said that she has found somebody. And they were here by 11:00 in Saturday morning. And it was great. However, I was a little irritated with American Home Shield since they were supposed to get back to me Friday night. And then Saturday when I first called, they acted like nobody knew what I was talking about. But the contractors got here and took care of things. And what was really cool was that they waited to make sure the house got warmed up before they left.

I've only had two experiences with AHS. One was when my washer broke and they replaced that. And then this with the heat. And both ended up being positive. However, one of the few problems is sometimes you have to jump through hoops. For example, the guy who brought the washer wasn't the one who could hook it up. So I had to wait for the plumber to come back in to hook it up. But overall, my experience with AHS is satisfactory.

Then, I called AHS that same night and they had somebody come out on Sunday. Although the contractor did something and the tenants did have heat, but it only lasted for a little while. So, AHS had to send somebody out the next day and it was a different problem that they had to do.

From the initial phone call on a Saturday night, it was fixed the following Wednesday because once they knew that the problem was a boiler, they had to get permission from AHS and then they had to order the part. They were very apologetic that they couldn't have it done any faster. But, the second company was fabulous. They did everything they could. We’ve had AHS for a very long time. I didn't realize that because it's a rental property, the maximum that they pay on a boiler is $1,500. And so, it ended up costing me an additional $3,000. I called to see if I could get a different policy, but there was none. Other than that, my experience with American Home Shield was fabulous.

My recent claim with American Home Shield was for the replacement of our water heaters for two addresses. With the Pennsylvania address, I requested that the first vendor that they sent out be replaced. I had to call all the way up to corporate to get them to replace this vendor based on the reviews and the last experience that I had with them, which is why I think the water tank went out in the first place. I didn't want the same vendor to come out so, the corporate pressed whatever magic button to get me another vendor. The next vendor came out and everything was great with that vendor.

Then, with the Maryland address, it took a long time for the purchase order to get through simply because I requested a cash-out option which took them a day and a half to get me the figures. It was different than the Pennsylvania address because when they call, they call me with the cash-out option numbers already prepared. But someone told me that they don't give it out and they don't tell the amount so, it's a mess. Also, I don't know if the people are working from home because it's different people you call. Some are professional and some sound like they're in their kitchen, eating while they're talking to you. It was just a lot. I had miscommunications with both.

It was a lot because both homes had the water tank go out at the same time and I have a two-year-old. They told me that replacing the hot water wasn't an emergency but having a baby with no hot water and it was freezing, it was to me. It was pretty much a big deal, but I get it. It doesn't fall under emergency which was fine but it was a little bit of an annoyance. If it was me and my husband and maybe if she was older, then it wouldn't be considered an emergency. We'll just boil some water on the stove. But with a baby, it was a bit much that they can't expedite it for me when I requested it.

But I like the tools that AHS has as far as the contact. They send you a text to let you know the person's name and what they look like. I'm a techy kind of person so, it was good to see where they are and when they'll arrive. Also, I'm glad it's all over so we get to have water tanks at both locations. But I felt as though they act like they were doing me a favor. As if I don't pay a premium and I don't have multiple policies with them. Also, I think certain things in the contract need to be detailed because when you're on a call and you have a question, they tell you to refer to the contract as if you have it sitting on your face.

I considered going somewhere else, but it seems like that would be more work and I'm not up for that right now. So I want to call their attention and see what they can do or call somewhere else. But now I need a couple of months break to go, do all that research and figure that out. Neither of the experiences was pleasant, but the one in Pennsylvania wasn't as terrible as the one in Maryland.

American Home Shield's customer service and response time were good. Every time we've had an issue we call them and the repair person calls us within the day. The repair people were prompt too. Our recent claim with them was when we had a water leak in one of the faucets, more like a plumbing issue. We called AHS on the phone over the weekend, and it was an answering service that took our claim.

The contractor came and he was very informative. He was very thorough and let me know the calls would be, what items were covered and which ones weren't. He explained everything what the repairs were and he was able to diagnose the problem quickly. So, he realized it was too much pressure from the water heater that was causing the problem. When he put a meter on it, he was able to diagnose the situation and he knew exactly what to do to fix it. So it didn't take him too long to figure out what was wrong and it didn't take long after that to fix the problem. As of right now, everything is good. We're happy with AHS and it has lived out to what we needed it for. It was a satisfying and professional experience with them.

Submitting a claim with AHS has been easy. I simply go online and go through their ticketing system. I put in a quote ticket and I get a response from a local technician within a couple of days. If it's an urgent matter, I could call and get things expedited. Also, their reps have also been pretty helpful. Once or twice, there were issues that were not resolved in the past, but they were able to intervene and get everything taken care of. One claim I've made was for my heat system because something was wrong with it. The technicians who dealt with the problem have been very professional but the issue kept on reappearing itself, maybe because my original equipment was old. Eventually, they managed to fix it but they kept on going at it and then they would charge us again. The technician took two or three times before it got fixed. In spite of that, we have been recommending AHS to our friends.

My air-conditioner quit working so I contacted American Home Shield and told them what the problem was and almost immediately I got an email saying who the service call would be provided by and they came out the next day. The contractor they sent out was super professional. He explained what he was doing. It probably took him 45 minutes to an hour to fix it and then he checked the whole system out to make sure there weren’t any other problems and he was on his way. Everything’s working perfect since then. I wasn’t aware though that they changed the way that we pay the service provider because I was used to paying them directly. But I like the new way better because when we schedule the repair, we just give them a credit card and they charge the $75 once they get notification that the repair is accomplished. When I told them then that I paid the contractor directly, they said it's okay and that they won’t charge my credit card.

Our boiler was making a horrible noise so I couldn't use my heat. I called American Home Shield and submitted a claim, and it was very easy unlike what I expected. My sister also has AHS and she had to wait days to get a response, but I was able to get the whole issue addressed and solved within six hours. First, after I called, they sent me an email with the contractor’s name and it said that this person will follow up with me within 24 hours. That was unacceptable. So, I called the contractor directly and I tried to schedule with him. He told me because it was a weekend that I had called, I needed to upgrade my plan with AHS. I called AHS back and asked them to do whatever they needed to do to upgrade it so that he can come immediately. As far as I know, there was no charge to upgrade my account and the contractor came the same day.

My last claim with American Home Shield was for the washer, and it was the fourth time they've come for it. I usually like to call but it's always a very long wait, so I attempted to do it online and it went terribly. The website isn't effective. It wouldn't allow me to put the brand in. And because there were multiple claims, it was closed so it wouldn't let me put another claim in. After many attempts, I had to call in, but the representatives are always friendly and polite. Once you get them on the phone, it's usually pretty quick and the rep does a good job.

However, Home Shield is extremely difficult to schedule an appointment with and follow up, and you can't complain who they contract with. One of them was Sears which was absolutely horrendous. Sears scheduled appointments but never showed for them and it cost me at least three days of work. They're supposed to come by 12:00 to 4:00, which is very difficult for me so I asked for a better window. Absolutely not. Then I asked for an early appointment and I said, "Give me an 8:00 appointment." They said, "We don't actually show up until 9:00."

The gentlemen scheduled for the afternoon and I said, "Fine. Afternoon 12:00 to 4:00." 4:00, nothing. I called in at Sears since you can't call in to Home Shield and they only have people in Malaysia. I said, "Where's the guy? They're supposed to be here." They said, "He's not going to make it. We'll reschedule you." I said, "Give me a supervisor." They said, "There are no supervisors." I said, "Give me someone in America." But they don't do that.

We then rescheduled after an hour and a half on the phone. But the gentleman that was supposed to come out didn't show up, so I called. Customer service said, "His truck is broken." Finally, after badgering in, they put on a supervisor and he said, "We hope you won't get disconnected because you won't get the same person back." Of course then, we got disconnected. So I called back and went through the entire process. They said, "The technician will be there. He's running late." He called at 4:20 when he was supposed to be here by 4:00. He said, "Do you live on the south side of Pittsburgh? Is there a parking there? If there's not a spot, I'm not coming and I need my money upfront." I said, "This is already an open case. You're not supposed to charge me." And he didn't show up.

At that point, I called back to Home Shield and said, "You got to start taking responsibility for your vendors." They said they can give me someone else, but I said, "That's not the point. You've already cost me hours and hours of time and now my washer's been down for weeks." So they scheduled another appointment. This gentleman came in and said, "I'm not going to charge you for this because they were here already and since they did this, this is probably our fault." Then he came back and Sears said, "We have to charge you." There's a $75 deductible on service calls if it's the first one, but Sears charges $80 and change. In the end he fixed the washer and it's been okay for two weeks. He was friendly and he discussed everything. But overall I had multiple claims and American Home Shield just gave me the same stuff. They're unprofessional and nothing's ever covered.

I have been a customer of American Home Shield for over 13 years at the current cost of $58 per month (averaging $50/month as the monthly cost started at $45/month and has increased over the years). Do the math and that is approximately $7800. I recently experienced an issue with my hot water heater in which it needs to be replaced. I submitted a claim and a contractor came out and evaluated my water heater stating it needed to be replaced and that item was being ordered. Great.

The following day, AHS contacted me and stated that the replacement will be covered, but "unfortunately there are some fees that have been denied" and I would have to come out of pocket for $656. I requested specifics on the additional fees and they are as follows: $425 for replacement/installation of drip pan, $175 for modification of pipes (replacement of one time use pipes), $56 for disposal of old unit.

I am very disappointed as my feeling is that installation should include incidentals as stated above. After all, what is the point of subscribing to a home warranty company if you are still charged large fees that are PART OF THE INSTALLATION? The whole point is so that you don't have to scrounge up large amounts of money when a system in your home fails. I went to Lowe's just to have a better understanding of what I was dealing with. I priced the drip pan at $19.98, the pipe kit at $20 and $405 for a comparable water heater and they quoted me a price of $700 for total replacement. So where is the $656 coming from??? This is a predatory business practice and the consumer is being taken advantage of. Shame on you AHS for duping the consumer into this false sense of security.

I'm so sorry I ever decided to sign a contract with these people. I've had a leak involving my dishwasher going on for several days now. For whatever reason this company can't get it together to help me get this resolved. Their 1800 line with their "knowledgeable" employees is complete joke. They are rude, unprofessional and totally clueless. My house has sustained damage from a leaking valve involving the dishwasher. This happened over a weekend and AHS has no appliance repair company available on the weekend. I had to pay $1500 out of my own pocket for water damage.

However AHS, sent a plumber and they couldn't fix it because it's technically the dishwasher. So we paid $100 for that visit and now they're going to charge me $100 AGAIN for the dishwasher repair. This is after they told me they wouldn't charge me since the issue hasn't been resolved and since they couldn't get an appliance repair person on the weekend. I'm so done with this company and after my warranty is up I'm finding another company. Oh also don't bother trying to talk to manager, they never call you back. In the meantime I also plan on contacting the attorney general in my state about them. AVOID!

I submitted a claim to AHS for a repair to my oven. It eventually got done but it was a pretty frustrating process. It took a very long time and it went through about four repair people until the issue is finally resolved. The technicians thought it needed different parts. And each time they ordered parts it just didn't resolve the whole broiler issue. It's a bit of a higher end model oven and some of the technicians that came out claimed to know how to operate this model, but weren't able to really put their finger on it.

And at some point, they would quit outright and then I'd have to start from the beginning. And then I was told that I'd have to find my own contractors because they couldn't find a contractor. One thing led to the next until finally they were able to locate somebody that was able to actually fix the problem. But it required a lot of hours on the phone and a lot of back and forth. But I give them credit for actually fixing it and now it's working. And because of the time and the frustration on my part, they waived a service fee which I appreciated.

A lot of times I've had other things that I did with AHS and they've helped me out on most issues especially with plumbing and heating. I've also had people come within 24 hours notice and repair things. But this one with the oven was getting to the point where it was so bad I almost wanted to cancel it. But now that this is fixed and thinking of the overall, I'm pretty satisfied. So I would recommend AHS for new home buyers.

But it’s difficult for it takes 20 minutes to get the approval. Also, when I had a toilet issue, the plumber got here, looked at my toilet, and said that the part that’s broken doesn’t normally need to be repaired and the fix is not covered because of that. We argued back and forth and eventually, there was a Rube Goldberg fix supplied. I was happy and all is well. It was my complimentary service call that I got when I renewed my membership. They didn’t charge me for it but I did get a bill from AHS for the service call. When I called the people at the billing department back to get the $75 charge taken care of, the lady was delightful. She handled my problems quickly and efficiently, and she was pleasant. She also gave me a confirmation number.

The company that was assigned by AHS to do the work was Liberty Plumbing, Heating & Air Conditioning. But the persons who were handling the service for the contractor and who went to our home to do the repair had bad customer service and were not helpful at all. It took a week for them to get a part to fix the boiler. It was a really cold season and we were calling them and trying to get in contact with them, and they were never answering. Recently, I had a water leak and I had a refrigerator problem so we called AHS and they set it up. They told me I'd get a phone call within 24 hours of the claim to come work on the house and I had two different people come. One fixed the fridge problem and it was really quick. The other problem was there were some valves downstairs in the basement that when you shut the water off to work on the fridge, it kept on leaking. We had to put a bucket underneath the leaks. The same thing happened when we hooked our washer and dryer up because the house hasn't been worked on probably in 25 years plumbing-wise. Also, it wasn't just the washer but also the valve that has a shelf life and they both quit. The guy who repaired it was sick and it's been three days of having the buckets. I sent him an email and he called me back immediately and came on a Saturday.

Then, he had to buy a part. The other parts store where he normally gets them wasn't open so it's good that the hardware store down the street was able to produce the part, because he said otherwise he's gonna have to come back next week. But he found the part, came back, replaced the valves and he did a good job. So far, it's been a good experience with AHS.

I had one heat in the house but different thermostats. The technician came and looked at the furnace and he said he fixed that. That was because I didn’t go downstairs much. The heat was running the whole winter and we didn’t notice it. I noticed when I got the bill because we didn’t have PSE&G and we fill a propane tank. When I saw the tank was empty fast, I wondered what was going on so I went downstairs and checked. The problem was the thermostat. They had to make a different service call because it’s been for a long period of time. It was not their fault. I didn’t notice it. But they sent the technician and he changed the thermostat for me.

AHS responds every time I called them. I had something in well water, I called and they responded the same day. They were polite, experienced, and helpful. They answered my question and if I’m wondering if I was covered through something or not, they would go through the policy and they will let me know. I am a real estate agent and I've been telling all my clients about them.

I have home warranty with American Home Shield (AHS) for a few years on two properties and haven't really used it much. Recently our central AC/Heating unit stop working and we opened a claim on Feb 25th with AHS. They only work with specific repair company and consumer doesn't have flexibility to choose their service provider. The ticket was closed without any repair being done and I had to call back to follow up and correct the claim status, which is a inconvenience. I'm willing to overlook.

In the end, the repair company recommended a replacement because the unit is beyond repair. We then find out that there will be approximately $2922 OUT OF POCKET expense. I chatted with AHS associate Trice in chat room, who gave me a breakdown that didn't add up to the total cost of $2922. I ask her/him to verify the total cost. He/she insisted that is what the SYSTEM says. I'm dealing with an associate that will not take the trouble to provide a correct solution to the customer. That's fine. I ask for the total cost of the project to see why my out of pocket is so high. She said that AHS does not give out that information! Mind you, the only reason that an insurance company will not provide detailed information on total cost vs their coverage is because they cover VERY LITTLE. I had to contacted the repair company to figure out what $2922 is consist of. The repair company will not tell me the total cost neither.

They are trained well. It's a well-oiled machine. It turns out it will cost me $1161 for COD for air handler installation, $1761 for condenser installation. I'm paying for high/low voltage modifications, base/support platform modifications, air distribution box modifications, crane service, copper pipe modifications. What is AHS paying then? I pay AHS $500-600 a year for premium and this is the coverage I receive??! AHS, please take care of your customer and do your job as an insurance company. I have my fair share of dealing of insurance companies, from auto insurance to home owner insurance. This is not the way you want to run business. Please address this issue, otherwise I would have to obtain Legal help.

The biggest one I had problem with American Home Shield was that last time we have a heating problem. The weather already dropped below zero, so we were thinking we have this insurance, so I tried to wait for them to do that. So the first contractor came in and they gave a $5,000 estimate. We said that it does not make any sense so we need to have someone come in to take a look again because the guys that came were very dubious. They tried to talk to us but didn't even do anything. I even had to pay $100 for them to come out, that was part of the contract.

Now, it took more than two months for Home Shield to send the second one. In between I went to Yelp. I also said that I'm going to go ConsumerAffairs, to my authority and to the Consumer Protection Agency. At that point, someone listened. So they sent in the second one who eventually got the heat to work somehow. But, a part of the house was working and a part of it was not. As of today, half of the house is still not heating properly. But, I'm very afraid to even go to them anymore because I pay in their contract and their fee and I come into this situation.

Also, the customer service on the other end really try to get me to say, "Go away." So I went to the BBB website and took a look at them. There I saw tons of complaints and the same as I had. I was talking to the consumer rep the other day and I said that I need to get a lawyer and get ahold of this. This is a very good class action to go after because the company thinks that I don't have money to go after them. So, AHS said that they were going to give me $120 for hotel stay, and the second contractor came in and they made a promise to give me a voucher but was never realized.

On the other hand, it is really the company at the mercy of the vendor. The most recent one, they had a plumber come in. When they came in, I paid $100 and they did the job and said that it was fixed. So it depends on how honest they are. But for the heating issue, they feel that the $5,000 they had to pay more and they were really dragging their feet. The second one that came in, that was not much. They just fixed a few things and they're done but then I had to go through great lengths. Once they smell there's enough money to be spent, that's where they drag their feet.

I have called AHS four times, so far. The first time was the heating issue. It's not yet resolved so I'm going to call them again. The second time was the electrician coming for some of the lights not working. So, I just have to look in terms of the limitation, which is included and which is not. So, the one that we needed fixed was not included and there's a bunch of stuff not included. And then I called them twice on the plumber. Those were good. For the second time of plumbing I called and told them to send me the same vendor, the same company. It happened to be the same person they sent who end up coming so it was good.

We've had American Home Shield out here for several different things. We've had them out for dishwashers and the last thing that was active was a Frigidaire oven stove. I have an ongoing issue with a GE washer that we've been going back and forth with. It's being taken care of at the moment by GE because it's still under the first year warranty issues. We use AHS pretty heavily. Submitting claims is generally really easy. We get right on the phone or we go online and just tell them what's going on. We normally have a pretty quick response. I tend to do it online but if there are any issues at all with questions, it's much easier on the phone and talk to somebody. Also, the contractors have been good. It usually take 1 or two trip to get the problem fixed, but the stove took quite a few trip. Most of the guys that come here seem like they're pretty knowledgeable. I've recommended AHS to my daughter.

A neighbor suggested we get American Home Shield and we did. I've used American Home Shield a few times and it's fine. The contractors they sent out were good and did the job.

I worked for Lockheed Martin for 30 years so we moved all over the country, and we had American Home Shield in nine different properties of ours over the years. I've submitted claims online and by calling. We have never had a problem with them on a claim, as well as with the vendors they sent out to work on the repairs. We've used the contractors for problems with plumbing, electrical, and heating and air conditioning. I'm satisfied with the service, and that's why I continued with them and got AHS as a home warming gift for my daughter who just bought a house.

Unlike lots of other places, when I've had to call back to AHS, they seemed to have a decent system where I gave them my claim number and they looked it up, and we've never had a problem with them finding our claim. Furthermore, they always knew what I was talking about when they looked up my name or the property. A lot of times, I get shuffled around by the operators of other companies. In dealing with a department store like Sears, for instance, every time I call the 1-800 number, I would have to start the whole story all over again. On the other hand, AHS apparently must have it on their system because they know right where we stand every time I call, no matter who I talk to.

We had dual air conditioning systems and when Hurricane Hermine came through, it knocked out both units. We got them to come and fix one unit, but it took a little bit. Then we filed another claim for them to come and fix the second unit. The people that were working on the repair did a great job, but they had a problem in finding the right parts and they brought the wrong parts. So, our units were down for about three months. We had no problem with AHS in getting the claim filed or in contacting the supplier, and they kept in contact with us, but it was just one of those unfortunate circumstances. Nonetheless, everybody did fine. AHS has been excellent overall and they've been good for me.

If AHS gets a good contractor to come out, then the experience is good. But, some of the contractors that American Home Shield deal with are not worth two dead flies. A lot of them are inexperienced. I had one come out to put in a new water heater. He stayed on the phone for about 45 minutes getting instructions on how to do it from someone who is more experienced and he didn't get it right. They had to send someone else out. They should've never let him out on his own. I had some plumbers from a company that I wasn’t happy with. Whenever I call for plumbing and find someone from that company, I’m not happy because the quality of their work was non-existent. They didn't do a professional job and they had to be called back and when I have to call someone back, that's not good.

The claims process was a little bit difficult. When I call, a lot of times I want to speak to an agent directly, but I can't. It wont let me do it. I got to listen to a lot of pre-recorded messages and that's frustrating because I want to cut to the chase and to talk to an agent. Also, a lot of times, if there's a problem, it will set me an appointment with the company that I may not want. Overall, the quality of work is not consistent. I'm lucky if I get quality on the first attempt to solve the problem.

I'm pretty happy with American Home Shield right now. My recent claim was with my hot water heater and it's funny that it went out right around the time AHS was due to be renewed and I was trying to get my mind whether to renew it for another year or not. It's always been good interacting with their staff on the phone. They issue a plumber and I had a few tries for the plumber to get the job done but they came back and did it. It was resolved and they got it fixed. Everything is good and I ended up renewing with AHS.

My AHS contract became effective earlier this month. Unfortunately, we realized that our AC unit was not cooling as it should. We bought the home two months ago, and it seemed fine whenever we ran it, but for some reason a few days ago, it just wouldn't cool well enough. We've run the AC many times before because our bedrooms are upstairs, heat rises, and it always seems warm up there, even in the early months of the year. Of course AHS decides to IMMEDIATELY show us how much they appreciate our business by stating that the problem was already there and that they will not cover the $1400 it will cost to replace the evaporator coil and freon. This even totally contradicts statement 2(d) in my contract that seems to warrant pre-existing conditions, especially since it was initially working even when my contract became effective.

I'm going to contact the authorization specialist department on Monday 3/27/17 to see what if anything can be done. The young lady I spoke to was very rude and stated that the authorization department will only offer someone to come out and give a second opinion as she did. I don't need a second opinion. I need AHS to honor their contract. Best believe I am going to terminate my business with these frauds if they stick with the decision not to repair my AC. Furthermore, I'm going to see how I may possibly take them to small claims court over this matter. A bunch of rip-offs.

I've had an American Home Shield home warranty for the past 5 years. Our home is 10 years old. We recently started having problems with our furnace. Today my family and I woke up to a cold house again (it's freezing up here in New Hampshire). The furnace would not turn on. This was the 6th time we've had to have a repair service on the furnace for the same issue in the past year. The repair tech stated to me and AHS the furnace should be replaced because of the constant issues. He could not get the furnace to start up to diagnose what the problem could be. To start the furnace he thought he may need to get a new igniter but acknowledged this may not be the problem as it continually failed to run.

The part needed get the furnace to fire up was not in stock so we were told it could be 7 days until one arrives. AHS told the repair tech not to replace the furnace and to order the part even though the house would be without heat for at least one more week and that may not fix the problem. I called AHS and was told to get some blankets and space heaters... No joke. I asked to speak to a supervisor and was told one would call me back in 48-72 hours.

Bottom line. The repair tech said the furnace should be replaced. It's failed to work and my children and I have woken to a cold house on 6 different occasions in the past year. AHS has been contacted on each occasion and is fine with letting it keep happening. It's well below freezing where I live and this is totally unacceptable.

UPDATED ON 09/12/2017: Shortly after that review sometime in March/April I was contacted by an AHS manager who stated AHS review my issue and wanted to make it right. The manager stated AHS would replace the furnace so this issue did not continue to be a problem for my family. I was grateful for the call and happy they wanted to make it right. AHS told me to wait for a call from a contractor regarding replacement of the system. I waited and waited and waited. I called AHS back in September. They apologized for the wait and stated it was the contractor's fault and would expedite a contractor's response. The next business day, I took time off from work and waited at home while the contractor came to the house. However, he stated he didn't know he was there for a furnace replacement. He stated AHS told him to do a check-up on the system.

I called AHS and they told me since it was 30 days after the furnace replacement phone call from the AHS manager in March/April they were not going to honor the furnace replacement. I couldn't get a good reason for this ruling. Either someone dropped the ball and forgot to call the contractor regarding the replacement or it was them giving me the run around in response to my original review. Either way, my question is if they were going to replace it in March/April why won't they do it now? I couldn't get a good answer.

I came back to this site and I saw they disputed my original review and made some notes saying they were trying to contact me along with a notation that my issue was resolved. I assure you it is not resolved and is still ongoing. I will be dropping their warranty service. I'd rather save the $1000 year fee plus $90 copay for each repair tech response and put it toward a new system.

American Home Shield sends me a company to repair a few appliances in my house and they show up and try to fix one thing and then they leave telling me they need to order the parts to fix my appliances and that they will reach back out to set up the next appointment. I pay my service fee and after going back and forth with AHS I have never had anything fixed because they kept trying to use the same company that fell off the face of the earth. They now want me to pay another service fee when nothing was ever completed the first time. This company is a rip-off. I have called in numerous times trying to get this job completed and then they say the time has been too long and I have to start over? I paid for a service that was never completed and now they want me to pay again? Stay away... Not professional. I would never recommend this company to anyone.

Submitting a claim to American Home Shield is a very simple process. All I had to do was call and tell them what the issue was and they hooked me up with a contractor. The person that I talked to on the phone was very helpful and professional. He had somebody call me that same day. AHS sent a person out to look at my thermostat recently and it was resolved quite nicely. My heat is now working perfectly. But I had an issue with a plumber that they sent out. When I needed a plumber again, I asked them not to send that person because I never got my issue resolved with the company. They damaged the floor downstairs in my den and they said they were going to resolve it but they didn't. But other than that, I've always used American Home Shield and recommended them to other people. They are a very professional and well-run organization.

I had some electrical lighting outdoors that the lights no longer worked. So, I went online to American Home Shield's site and hit "Submit a Claim". There's a bunch of radio buttons as to which type of service is needed. So I clicked the ones for electrical. At the same time, my freezer was not working. So I clicked two different services and they sent out two different people based on two different types of repairs. The people who came to repair were very good and professional. They were also on time and they did the work with quality. So, it was good. Everything is still working today. So far, every time I used them, they've covered everything. So there's been no additional cost on my side other than the service fees. It's great and I would recommend them.
