    I sold my property with Marie. I went in to look at the comparable properties and I received top dollar for our property. I like the fact that the agent was always responsive, knowledgeable and experienced.

    Please stop calling my husband. We have listed our house on Zillow for sale by owner. We do not appreciate your agents calling and harassing us and trying to bully us into listing through your company. In the last week we have had 6 remax agents call us and after telling them we are not interested telling us to remove our listing or get off Zillow. If the phone calls and text messages continue we will contact our lawyer about filing harassment charges on your company.

    We got RE/MAX and our house still hasn't sold and now no longer in contract. Ha. The reviews are low because they suck and the one we got is poor. Only showed our house once in 6 months contract. Now we are gonna find a high 5-star realtor. All this one wanted to do was sit and draw commission while others showed the house. Piss poor.

    I chose Re/Max because of Tom Little's commercial on KQDS radio. He will buy your home if you don't sell it. He answered the phone when I called, but passed it off on one of his Cohorts Cathy **. Was not impressed with how she handled things. There were two of us selling my Folks' place. I was not included in several texts and emails. She wasn't very professional and actually gave me attitude when I questioned the Title Company. We were not able to go to the closing because I had just started a job so couldn't take off work so we were able to go to the Title company and sign papers there which was fine. But had us standing at the counter. Very hurried process.

    My biggest issue was we were not thanked for using Remax, not thanked for the commission she got for not a lot of work. I have bought and sold houses where you get a letter, card, bottle of champagne, etc. The only good thing is the folks' house did sell for what we asked for. Only reason we used a Realtor is because the market was bad and we needed more exposure. Otherwise we did everything right. Do your research for sure. Also, watch your attitude when working for us.

    Remax is the worst realty co out there. This house I'm in, is falling apart. Susan** in Hollister is as shady as they come. Tells me not to talk to buyers or the inspector. The place has disclosers that I fill are not being disclosed. When I hear a realtor tell the inspector just paint the deck when it has major frame damage that's not good. This crooked lady is rude and has a strong lack of business sense. In other words she's stupid. She trying to push this sale. Just to get paid. I highly recommend not using this co remax or any of its realtors. I can't can't give this co a rating. They don't deserve one. Susan ** Is the worst realtor I ever met. I could say worse buy she's not worth it. Remember don't use this co.

    I just want to warn other homeowners that get tricked like I did from a realtor from Re/max integrity Dalia **. Let it be known I called for a cash offer. I didn’t need or want a realtor. I was only inquiring so I know the value of my house. Needless to say, I was tricked and the next thing I know this realtor took it upon herself to set a date for an open house. Yes, that’s right. I was told what I was signing was just to put pictures on the website saying coming soon. So I’ve been calling. Leaving messages for the broker Peter that Dalia works for. No reply.

    I called and spoke with another broker Katie and she seems like she was going to help me and was very apologetic. Said she would email me the forms to sign to be released from any contract. Thank goodness I read all the fine print because the form she sent me to sign wasn’t much different they still want me to give them a percentage of my house if I sell it within the next year with anybody else. Did you not get the point that I was tricked and should’ve never been in this contract in the first place so this is why I’m taking it to Consumer Affairs because I’m tired of getting the runaround and this isn’t right. I just want to warn other consumers about this particular business. Thank you.

    I recently had a very disappointing experience with RE/MAX Sugarland, specifically with their agent, Barbara **. I was assured that several necessary repairs, crucial for the safety of my family, would be completed before our move-in date. Unfortunately, after signing the lease, I was informed that these repairs would not be addressed, despite the commitments that were made. This unprofessional behavior has put me in a very difficult position, especially since I had less than a week to move out of my current place. It’s incredibly frustrating to be given false assurances without proper follow-through.

    I ultimately had to cancel my signed lease, which could have been avoided if I had been informed correctly from the start. I hope that Re/Max takes this feedback seriously and ensures that their agents are providing accurate information and honoring their commitments. This entire process has caused unnecessary stress and inconvenience, and I wouldn’t want anyone else to go through the same experience

    Remax is the worst rental agency out there. Once you sign a lease with them you are on your own. They will not fix anything and will not return your calls and when they finally do they will try to blame you for everything and treat you like scum especially Larry. It only took him 18 months to respond personally but they are all one and the same trust me.

    Had a very bad experience with the Kissimmee office, Paola as the realtor and Daisy as I guess the owner of the Branch they did not bother showing up at the showing with the paperwork they were supposed to show up with, and I’ve been having trouble with this house ever since. I do not recommend this company whatsoever.

    We went to look at a property listed with Dylan ** in April. We met the seller and he was very honest and knowledgeable about the history of the property. We put in an almost full offer immediately. Dylan never sent our offer to the seller because I believe he stood to make money on the other, lower offer currently under consideration. I later found out from the seller that this other offer was the exact same amount Dylan told him that he would get out of the home. We reached out to the seller to ask if he received our offer the next day. He had not. He then called Dylan and got the run-around.

    Finally, our offer was put through and accepted. The seller had health issues and told Dylan several times that he would need 30 days after closing to pay for movers and get his stuff out. Dylan never put that in the contract. We never discussed it with the seller and assumed he knew that he had to be out. Dylan never even showed up to the closing to assist the seller or had much contact with him after listing the property. Thank God I purchased the property because the investor who I believe was giving Dylan a kickback for the lower offer would have most likely kicked the seller out, keeping all of his personal property. I think this is criminal and have contacted the state real estate commission.

    Please, if you are reading this, do not do business with RE/MAX or Dylan. We have to stand up for American values and stop letting companies get away with saying each office is independently owned and operated. Remax is as much to blame as Dylan in my eyes. Dylan made $12,600 in commission on this deal. If that is as aggravating to you as it is to me, please stand with me and do not use Remax or Dylan. I am stuck paying the mortgage until the seller vacates the property and Dylan will not return my calls.

    If it was 0 stars I would do just that. The communication is terrible. Everything is through a portal or email. Don't know who's running what!! If you rent from them make sure you save yourself with proof. They will charge you for any and everything that have nothing to do with you.

    Remax agent Mary ** and their lawyer Richard ** facilitated and entered a forged document. Taking advantage of my weak brother who used undue influence to gain executorship, remax lowball the house by a thousand square feet consequently stealing $200,000. Richard ** ignores me but he told me that New York state has a right to sign my name. I said no it doesn't. But he admitted it to me.

    They did this for monetary gain and this is forgery in the first degree. I've been completely canceled out from the process due to a corrupt judge, executor, agent and various lawyers. The court was not hearing my grievances and consequently everybody in the situation has facilitated my brother's criminal behavior. Thanks to ReMax I've lost a lot of personal items on top of losing inheritance. I filed charges with the police and the sheriff. Unfortunately nobody listens. Let this be a warning. Sell your house privately.

    After numerous plumbing issues in this rental house from the first day we moved in….4 months later, and 7 different service calls-which I had to take off of work to handle we’ve had a major flood-and the Only working water is in our bathroom. Remax has Told us to wait until Monday-I was told that this was the process, and Made to feel like I was out of line when I expressed concerns about not being able to use our kitchen for three more days. Remax showed no empathy-And actually snapped at me when I expressed concerns about being out of water for so many days.

    If you want a property manager, who is going to address maintenance request in a timely manner then you may want to reconsider Remax-They seem to have no problem telling me I was going to be out of water for three or four days... And was not willing to call a weekend plumber to get the job done. Oh, and I Pay $2000 in rent, I don’t think it’s unrealistic to expect to have consistent plumbing-and I have somebody else cleaning up all of these floods.

    On February 14th, 2014, I entered into a residential lease agreement facilitated by Mr. Rocco ** for a flat on Hermann Rd in North Brunswick, NJ, with the lease set to commence on April 1st, 2024. Rocco mentioned his familiarity with the area, having grown up just a block away, and assured us of the amiable nature of the couple who owned and resided in the ground-floor unit of the house. Trusting his recommendation, we signed the lease and began preparations to relocate furniture and belongings from our previous residence in the Middle East.

    In anticipation of the move, I started procuring bedroom sets and a dining table. Over two consecutive days, on February 17th and 18th, I arranged for the delivery of two queen beds and associated furnishings, along with a dining table. Coordinating with sellers and a moving company, I left a message on the landlord's landline requesting access to the back door for furniture delivery. Regrettably, the landlord displayed reluctance, making the process challenging. Throughout this ordeal, Rocco seemed to align more with the landlord's stance rather than mediating between us, the tenants, and the landlord. As the moving date approached, I received notification from the international moving company that our belongings, shipped from abroad, had arrived at the NY port and were ready for delivery.

    However, due to the landlord's refusal to facilitate access to the backdoor, we were unable to have them delivered to our flat. In a bid to resolve the situation, I sought assistance from Michelle **, CRO at Re/Max Realtor company, explaining our predicament. Despite assurances of prompt action, she failed to follow up as promised, leaving our moving boxes stranded in the storage unit of the international moving company. While Rocco has demonstrated responsiveness in attending to calls even during weekends, I'm disheartened to find his assistance lacking in facilitating our move-in process before the lease commencement date, particularly when the landlord had initially agreed to cooperate.

    Thanks to RE/MAX and their realtor. I lost almost every tool I ever bought my whole life. My dad's tools, my grandpa's tools, a great grandpa's tools plus family heirlooms and antiques all gone because they didn't do their job things. I powered them to protect me from stuff like that. Instead they didn't. The realtor decided she was the person that I would appraise my house even though she didn't have that title or got went to school or anything for it. What you was $30,000 too low and then I told her I needed to have a week or so after we sold the house to get moved out. She would not put that in the contract so when we sold it we didn't have time to get moved and we lost almost everything we owned thanks to her.

    Buyers/renters beware! If you are a seller/landlord wanting to earn more, yes, they may sound like they're maximizing your profit line. However, their motivation is not you, but the commission they'll make from you. Buyers/renters.

    The real estate agent BOB ** AND his broker YOSELYN ** refused to terminate my listing or even to withdraw the listing from the MLS at my request. I entered into the listing contract with ** under a panic-stricken state of mind on or about Jan. 15, 2024. I have neither a hard copy or electronic copy of this contract. ** has been regularly unresponsive to both email and text message communications and did a completely unsatisfactory job trying to sell my house which is presently a distressed property. He has been insensitive to my concerns and needs. ** and his broker **, have denied my requests to remove the MLS listing after I decided that I did not want to do business with these people. Their intention is to take advantage of the fact that the property in question is under foreclosure.

    I do not have time to waste with their efforts to tie up the property after my reconsideration of the listing contract with RE/MAX Realty Team of Cape Coral. Even before I decided that I wanted to terminate the contract, I had misgivings about ** as he advised me to list the property way below its value while agreeing to a 5% total commission to be split between himself, his broker and a potential buyer's realtor. We had a verbal agreement that the contract was open to myself bringing the buyer but ** offered me only 1% if that were to happen, not the higher commission which would go to a buyer's realtor thus awarding him 4% if I brought the buyer.

    ** used my own description of the property and placed only 8 of my own pictures of the property on the listing. He was given access to 70 of my own photos of the property but didn't use them and never suggested any professional photography. He said photos don't bring buyers and discouraged the idea of open houses. He never showed the property one time. The efforts he made for his commission were limited to him having me sign a contract, listing the property on the MLS at his quick and dirty, low sale price for three days until I realized how underpriced it was, changing the listing price and sending me notifications via text or phone calls about around ten or less showings that buyers' realtors had scheduled.

    After a month, I had the solid impression that this realtor was interested only in his profit for the least amount of effort. On Friday, February 16 I decided that I no longer wished to waste time in this arrangement and requested that he terminate the contract and withdraw the listing from the MLS. I wished to maintain a friendly relationship with him as my neighbor the way it has been for 20 years. He said that he would work with his broker to terminate the listing. On Monday, I found that the listing was still active so I called ** on the phone asking what the problem was. He cited that this action must be done by the broker YOSELYN ** and that she was not in the office all day on Friday and that now, February 19th was a holiday.

    When I expressed my dissatisfaction with this delay he accused me of wanting to list with another agent and told me he would not terminate the contract. That afternoon, 2/19/2024 I spoke with YOSELYN ** on the phone and she made it a point to make me firmly aware that she was the boss and owner of the company. I told her on no uncertain terms that I was no longer interested in keeping my property listed with her company but she said "Sorry, you will have to use one of my other agents".

    I confirmed that I was not interested and also uncomfortable with my knowledge of real estate law. She said she was willing to have one of her powerful attorneys explain to me, or a friend of mine, her reasoning for not abiding my wishes and I nervously got off the call. It took days of my insistence and numerous requests to get the listing withdrawn on Thursday 2/22. They refuse to terminate the contract and since I am in foreclosure it is unethical to bind up my property from any potential sale.

    I put an offer for my client and within the 5 business days I sent a mutual release due to finance. That was in June and now 3 month later. They never signed back the mutual release or return the deposit. They also ignore all the communications from my office manager, broker of record and lawyer.

    RE/MAX on 1315 Tuskawilla RD Winter Springs Fl 32708 engages in Immoral practices by keeping potential home buyers' deposits on homes, as in my case, $5000. After the Realtor Doug ** called my Attorney to ask questions as to if I have a settlement which would be used to purchase the house in question **, Doug asked too many questions to my Attorney and now my Attorney is trying to convince me to take less money on my judgement so I could get my money faster, essentially $50,000 less from my judgement. Doug bragged about how his wife is a Paralegal and it's obvious she doesn't know how to read court docs because I did not receive any money from my case as of yet.

    Doug also accused me of having the funds to close on this house when in fact I don't, then he had the audacity to try and get another $5000 out of me and offer a 30 day extension for closing, so at this point RE/Max in Winter Springs could never be trusted to do business like this for any homebuyer, and who knows what they actually do to the sellers.

    I would not recommend using Bev as an agent. She is not trustworthy and feels entitled to charge for services that she didn't provide. If I could give zero stars, I would. Very disappointed in my experience with her and will make sure everyone I know in and around the lake knows how bad of an experience we had selling our lake house.

    I was denied by an appraisal in this land deal by deception or lapse of duty. Jake ** and Frank ** failed to do an appraisal and did not inform me, in favor of predatory loan and despite fiduciary and license requirements. I recently called carsonvalleyland.com and spoke with Jake **. This was on or around October 24 2022. My Mother just walked off a stroke and it got me thinking. If I wanted to stay in the neighborhood with my support and friends close I should buy a lot to build on. Being the people person I am, I am sure I shared this and my disability with Jake. Jake would not present my offer for $15,000 down and owner finance @ 10 % over 3 years at full price. He said the owners would not even consider it.

    The property is unbuildable right now due to septic issues at the complex. As of this fact no bank would loan on it, I obtained a prequal from USBank. I then contacted Jake who informed me a conventional loan would not fly. I think I sweetened my owner finance offer to a 2 year payoff, he still refused to present the offer. He referred me to a lender Frank L at Northstar Lending, Frank arranged a loan. We then made an offer and signed a contract to purchase bare land at Garnerville NV for $35,000. The purchase offer I made had an appraisal contingency, as well as the loan required one. These were accepted by the seller. The loan Frank discussed with me was $21,000 @ %10 due in 2 years with a late fee no more than %10 of the payment. Payment to be $969.04 per mo. Buried in the legalese were multiple fees. The loan disclosures required an appraisal, a loan application and a credit report.

    The lenders signed off without an appraisal, which is their right. I was not informed of this change. This change, is a material change to the delivery of goods specified in the purchase contract and the loan agent had a fiduciary duty to inform me. The realtor as well knew or should have known there was a material change in the delivery of goods ordered and had a duty to inform me. The realtor nor loan agent never ordered an appraisal. I was never informed of this lapse/ change in the contract. They simply sent over forms for me to sign off. These were presented as all items checked and filled, no problems at all.. I proceeded in good faith under the impression that the appraisal had been done and met the lenders approval. My est. cost to close fee worksheet even had a hand line item cost of $700 for the appraisal delivered 11/21/22. This was sent to me by Frank the same day the investors were signing off.

    By removing the appraisal from the process. I have been injured. Had the property not appraised for $35,000, I would have had the right to walk away or renegotiate. The total cost of the loan was never verbally discussed, the agreement only appeared at signoff. Many fees appeared, large and small. a fee for extra payments is really a prepayment penalty. The signing was a typical sign this, sign that. No time to read, and by that time I was pretty much legally committed to the deal. I have a head injury that makes reading a bit difficult. However much of these transactions rely on good faith. Who, even without a disability can digest all the fine print and legalese in a Software license agreement?

    Crafty and devious persons have buried language in these forms that constitute unenforceable clauses. Most recently a UK gaming company hid language in one that gave rights to the souls of the signers. I saw in the disclosures the items discussed, however the fees not discussed evaded me, I believe the appraisal was not done due to the fact that the last 2 sales of lots in this neighborhood were at $25,000 on 11/14 22. If it was appraised the loan/ deal would have fallen apart. I propose the laws be changed to reflect the following not only for Real Estate but for all consumer loans.

    1. As for the disclosures, important items need to be on separate lines.
    2. Fees, if impacting the payment need to be called out and added to the total payment.
    3. If a realtor sees or suspects a conflict of interest to arise they should step aside or not even advertise to the public.

    4. At signing of papers a copy should be presented to the signer. I had to track mine down Ticor title a week after signing and 5days after filing. Had I left Ticor with a copy, I might have caught this prior to filing.

    5. In cases involving multiple parties, the attorneys should be included in the indictment to avoid issues such as in US v Edmonds 905 F supp. 827. They {corporate attorneys} are undoubtedly involved at least in the creation of contracts/schemes and have knowledge of crimes committed. I am not the only injured party here, The Lender has put investors capital against insufficient collateral and could lose a lot in default. The sellers, through no fault of their own have been involved in a questionable real estate deal that could reverse.

    We will never do business with RE/MAX Precision ever again. They have enough of our money with no support or customer service on the back end. We refused to settle with RE/MAX Precision today in court 12/12/2022. We are happy that we have no NDA and can continue to tell our story, our experience, and ensure that others are fully aware when making real estate decisions.

    There are a lot of great realtors out there, but depending on the firm they work for, you may be left in the dark and not supported by the broker if the deal goes south. You may not be communicated with in a timely manner about any potential issues, and they may wash their hands of any guidance or support once things go south. This is what happened to us with RE/MAX Precision. For example, they continued to tell us they were working on getting our earnest money released – 7 days after the money was already gone. They then said, “it’s your problem” and walked away altogether. They never provided us with timely communication about any potential issues, and we had to spend hours tracking down banks and other parties involved to even get a decent part of the story of what was happening. We had to sue RE/MAX Precision to even understand the base issue or get any attention to this matter.

    A great lesson learned about the behind the scenes of a standard real estate contract that seems straightforward but is not. Holding the money, money secured, and money settled means nothing in the contract in situations like this. We will not be using RE/MAX Precision ever again. If this is the way they support their realtors and treat their clients, then that is not a company we wish to do any business with. If you have a great realtor with RE/MAX Precision, I suggest you hire your own attorney too- just to be safe.

    I called A to rep me on 1 of A's listings. A gave me to B & C. I ultimately cancelled one and then another 'done' deal, hurting 3 of us. A then sent me a string of texts, saying she flagged me to board. I called & DM'd founder, to discuss. Crickets. Wrote review & heard back in 3 mins saying they'd do better. Still waiting.... Today I returned to my review: History gone & my account blocked. That's not the 1/2 of it. Buyers & sellers beware. Thanks for reading.

    Under the most difficult high-pressure deadline circumstances; with seconds left on the countdown clock; my once in a lifetime Remax Connecticut realtor Nikki ** did the impossible in turning sawdust into gold. We’d suddenly decided to sell our Newington; Glen Oaks condominium that we’d bought August 16, 2004; & buy a condominium in Charleston, South Carolina. We had to turn our Newington tear-down into Buckingham palace & sell it for top dollar within (90) days; to get both our money needed out of our Newington investment before our interest rate lock expired; & to even barely qualify for our rocket mortgage; much less pull off the purchase of our below market priced Charleston PGA championship Shadowmoss country club dream home purchase; overlooking the pond; clubhouse & 18th green impossible?

    Why even try; before losing our already paid wish, prayer & a rabbit’s foot wasted & thrown away earnest money down payment; along with our impossible to duplicate; ever; locked 5.125 through august 9 rocket mortgage interest rate; & our Charleston either impossible fantasy dream come true; or never to be. God had an easier time creating the earth in (6) days than Nikki ** had in closing on the sale of our Newington glen oaks condominium July 27, 2022; enabling us to get our not only highest above actual pre-approved mortgage qualification appraisal (3) buyer above asking price offers; enabling us to get our absolute top dollar out of our glen oaks embarrassment unsalable wreck; by our 5.125 mortgage rate lock expiration date deadline; to then just-in-time; close on our Charleston country club Shangri-La; at the last absolute at the buzzer final split second; on of the final august 9, 2022 deadline day; before we lost not only our never again rocket mortgage interest rate; but also our Charleston home; with our Charleston seller now being able to simultaneously reject our purchase offer; while forfeiting (read confiscating) our earnest money; because we’d violated the our buyer deadline condition to close on time; with the seller now able to accept one of several now higher existing back-up offers on the table; for our Charleston dream home; that by now; my wife had her heart set on.

    In between; using her own painters; woodwork & furniture bathroom vanity & kitchen cracked corian countertop; electrical & cleaning; to include restretching & stained carpet & whole house cleaning; perforated; (damaged) & with sheetrock holes everywhere; & completely replacing our failed; no filters changed by our tenant; & now worthless; beyond repair; (42) year old central air conditioning system; Nikki ** got done a $40,000 makeover whole house houdini magic act; for $15,000; & then on a dime; Nikki staged our home; showing it online & got it sold for absolute above asking price top dollar; (because Nikki made our old home new) on the 1st Remax day Nikki got it live on the market online; July 2, 2022.

    What Nikki ** did for us is s0 impossible that even Nikki couldn’t possibly do it again. That being; until Nikki ** then pulls off the same magic act for her next client. Nikki did so much, with so little to work with, in so short a time; while constantly bombarded by my hi-pressure impatient phone calls, texts & emails; no psychiatrist running a nut house for the criminally insane could survive what Nikki did for us; much less; in so short a time.

    If I told you what else Nikki did for us, you’d never believe me, so why bother. What Nikki loves most; besides making the impossible in buying & selling homes possible; is using her bubbling over, enthusiastic gift; of never saying no, but only yes; to make people happy. Google me, Richard E. **; author of (10) books; worldwide. I couldn’t ever dream up the Nikki ** story; until in real time; for me my wife; Nikki turned the fiction of a fairy tale into fact. I can only write the story; by stating in fact; what Nikki actually did for us. We still can’t believe the reality of what Nikki did for us. But somehow, some way; Nikki did make it happen. I call her Nicolette. If you choose Nikki to be your realtor; please; like I was; don’t be impossible. Going through it twice, she might not survive it.

    I used a Remax broker to sell my house in 2021 in St Catharines Ontario. He lied to us, in writing. He engaged in atrocious violations of Real Estate Ethics according to their Code of Conduct. We have reported him to the Real Estate Commission of Ontario. I am disgusted. We will NEVER use a Remax realtor or broker again.

    I purchased a house in Bullhead City AZ in December 2021. It has not been a pleasant experience. I purchased the home and have had nothing but problems with it so far. It is definitely expected to deal with repairs of an older home. It is not expected however, to be paying thousands and thousands of dollars for things that a Remax real estate agent listed falsely. I have paid close to $10,000 in plumbing repairs when the house was listed as having "New plumbing". This is not the worst part. While the plumber I had out from Roto Rooter was inspecting the property, he informed me the home was on a septic tank.

    I immediately went to the listing and saw that the listing agent ** with Remax out of Kingman 2404 Stockton Hill Rd Ste A Kingman, AZ, 86401 had listed this property as on City Sewer. This is completely illegal. It will cost me an additional $14,000 to have the plumbing converted to city sewer as listed. I decided to contact **. She was very appreciative that I called. I told her I wanted to resolve the issue. She said she would get back to me. She never did. When I contacted her, she told me she spoke with her brokerage company and they had no intention on resolving this issue and blamed it on my buying real estate agent. I then spoke with 2 different attorneys which explained to me I had a very strong case. Fraud, misrepresentation, and Negligence on both parties the sellers and the seller's agent and brokerage.

    I have since retained legal counsel and will be moving forward with a lawsuit. I wanted this nightmare to be resolved at the lowest level possible, and in a civil and professional manner, but it appears Remax is not an honorable company. I do NOT recommend anyone use this company for any reason! I will gladly update my review on this company, if somehow it is resolved. Until then, I will be sure to tell everyone I know about the terrible experience I have had with REMAX!

    The management of this agency is very chaotic. Jackie **, the person in charge, went back on her word and made a confusing plan, which caused a big misunderstanding and didn't correct it. I submitted the application on January 15. On January 23, the agent suddenly said that she needed to increase the rent price. I also tolerated her sudden increase. And she told us on January 23 that we could check the house, sign the contract and move in on February 6.

    Yesterday, January 30th, we were suddenly informed that the check-in time would be postponed to February 13th. This led to the disruption of my entire plan and the imminent prospect of homelessness. We were two Chinese girls studying abroad who didn't know anyone in Dallas. Jackie ** even asked Caroline **, who does not belong to the company, to contact me. After I did not accept the delay, she even asked me to go to God to solve the housing problem. A fraud of a religious nature! If God had seen what these people had done, HE would have punished them. These two principals were very unprofessional and irresponsible, wasting my time and money. Very poor service!!! I hope your company can give me a reasonable answer, and please face up to the current situation of your management chaos.

    I rented my townhouse in Brampton through a REMAX agent in FEB 2020. They never provided me with the receipt for their commission. I needed to submit my receipt to CRA to claim expense deduction. On 4th 2022 I requested agent for the commission receipt. Till January 12, 2022 I have not yet received. While checking with agent Kavita **, she mentioned that she had instructed Head Office to issue a receipt. I do not understand why does a simple receipt take 9 days and 'til now no visibility.

    Around 6/4/21, I received a certified letter from LEAP Property Management stating that my lease at ** would not be renewed. On 6/11/21 Jeff ** called me and stated that it would be best if I left my house with the dogs for a weekend and be gone during house showings. According to Jeff **, he has been in the real estate business for over 30 years.

    On 8/15/21, Jeff ** calls me and says I am on a month-to-month lease, and they were going to move forward with selling the property immediately. I told him I was not on a month-to-month lease, and he began arguing with me for 15 minutes and would not back down. I finally told him the conversation was ending and I was going to contact Andrew and LEAP Property Management. Any real estate agent with over 30 years of experience should have said let me recheck with the owner and circle back with you. Not Jeff **, the unethical, unscrupulous Re/Max real estate agent. He wants to argue about everything. In doing a short search of complaints online of Jeff ** I found another one dated 4/25/19 complaining about him arguing and lying as this is the same experience I am having with him now. Jeff ** has a behavior pattern of lying and arguing and Re/MAX should have reined this in a long time ago!

    On 8/11/21, Jeff states he is listing the house on Friday and going live. I have told Jeff on numerous occasions that I work from home and there are to be no showings Monday – Friday from 8-5. I have to then escalate this to the owner and with Jeff. Jeff goes on to tell me to have the house show ready and that it was not when he did the pictures. Anyone can go to the house listing and see that the house was in fine shape. Besides this fact, it is not in my lease to have the house show ready. If he or the owner want the house cleaner than it was, they need to hire a professional service. Again, a real estate agent with 30 years of experience should know this and be respectful to the tenant. Jeff ** goes on to say that the owner does not want double payments and I had to tell him that Andrew’s double payments are not my problem.

    On 8/13/21, Jeff ** proceeds to tell me that the house is going live at noon on Friday after I have told him on three previous occasions that I cannot show the house Monday – Friday from 8 – 5 because I work from home. Jeff ** is the MOST DISRESPECTFUL real estate agent I have ever met. I told him I was going to file a TREC complaint and he stated that he would sue me. Subsequent to this I asked the owner to rein in his real estate agent. However, I have realized that is to Re/MAX that needs to rein him in.

    To prevent further miscommunications, I started a group thread with the owner and Jeff. I have had to put up with guy now since June and I am done. NOBODY SHOULD TO BUSINESS WITH Re/MAX! Jeff ** has a pattern of unethical and unscrupulous behaviors that should have been reined in a long time ago by the Re/MAX Corporate Office. But instead, Re/MAX touts Jeff ** as one of their top real estate agents in Dallas. Re/MAX has the same reputation as a timeshare organization. DESPICABLE!

    I was looking for a property with a buyer agent, who recommended High Bridge/Clinton/Lebanon area to me and we both were searching online. I found a property on remax.com and sent a message to request viewing. That message did not go to the listing agent but was intercepted by another RE/MAX agent named Marie **, who contacted me to arrange a viewing, without disclosing her intention to become my buyer agent. Only after I asked her to confirm her sell-side role did she disclose that she intended to be my buyer agent. I refused and completed the purchase with my own buyer agent. Now she and her broker are asking my agent for a split of the commission. This is highly deceptive and unprofessional would be an understatement.

    I have been stereotyped by several realtors now, but Shane ** takes the cake. I have tried SEVERAL times since Sunday June 20th to get in touch with him, and wanted to buy the property we ALREADY reside on, and have for almost a decade. I called Sunday, and at first he tried to make it seem like our land came with 72 acres and we just couldn't afford the 800k it was audited at. When I told him he had the incorrect property, he then called my home a "shack".

    Mind you, this is a house that's over 100+ years old, but has 2bd/1ba, and huge kitchen, living room and master bedroom....Of course, it's not going to look like a Victorian mansion when the people before us ripped all the wiring out, left piles and piles and piles of trash we've tried to throw away a little at a time over the years, and we have had to repair everything out of our own pocket due to our landlord living on a limited income. He would have if necessary, but since my husband runs his own contracting business, most of the problems we can fix ourselves. He does have a lot of tools, and it looks like 'junk', but since we were not given permission to build a building, we made do, as we knew we were out growing our Lil home.

    I am also an assistant manager for Walmart, and I work over 50+ hrs/week. I make really good money, have Excellent credit it took me a lot of time and effort to build, and have been approved 2x for a mortgage. We just didn't want to leave such a wonderful landlord and the land is beautiful. We do not have the time or the money to pour into a home we never thought we'd have a chance to own, especially thousands if not tens of thousands to fix everything.

    We called Tuesday, the day Shane told us he had open availability all week, actually, and wouldn't do anything until he spoke with us. When Tuesday came, he only replied to one text stating he would be at the estate sale all day the NEXT day, but wouldn't respond after my husband got home on Wednesday. I made him aware we work a lot, and have limited free time as we are currently moving. I'm guessing he thought that talking to me as a woman, that I would be more gullible, but I've been the one home searching. I know all the several diff types of home loans, and about how mortgages work. He'd have been better off trying it with my husband, who let's me handle all the financials of even HIS business. Wednesday rolls around, and I get zero response from him. Today Thursday, still no response from him in text or by phone.

    I find it difficult to work with realtors, because they only care about people who have money. They don't want to help you with your dream of owning your own home, but to line their pockets with cash to the highest bidder. We already purchased another home before the land was for sale, before our sweet Wonderful landlord passed away, and had explained to him before the tragedy that we wanted to move by August 15th. He had agreed to this, but now the realtor has given us a handwritten note with the WRONG dates in it to move. We were not told the days they say we were, and since the realtor is not willing to politely and professionally work with us, well YOU can rent the dumpster and clean up the yard like we had planned since we won't have the time.

    I now do not have the patience, and am angry beyond belief as to how we've been treated. Thanks RE/MAX, for hiring the most pompous, judgemental, unreliable, rude realtor you could find. I hope the greedy family that's selling the 180+ acres our 85 year old landlord spent his WHOLE LIFE keeping in the family for your future generations is proud of you all, but I somehow highly doubt it.

    The agent I used was not in it for me. She was all for the buyer, very pushy and quite frankly rude. I would never recommend her to anyone not even my enemy. She threatened that the buyer was going to walk away from a deal if I didn't reply within hours of the buyer's offer. Then the buyer got the inspection, she told me everything on the list I had to fix or the buyer was going to walk away again. I did what I felt should have been done and if the buyer wasn't happy... Walk on. I have never sold a house but I am not a stupid person and don't like to be threatened. She looked down at me like I was beneath her. She was horrible!!!!

    So in January of 2021 I closed on what I thought was my dream home. A home that was going to be home for my children with disabilities my grandchildren as well. I started having problems almost immediately and had to call plumbers to come repair or try to fix the issue which was sewage water coming up through the toilet and the bathtubs and showers. It got worse over time. Basically I spent over $6,000 and was told by four plumbers and my HSA man that was sent out that there was broken pipes photos of water sewage leaking riding going on under the house and if the sellers sent someone as it states in the paperwork up under the house right before I moved in in December and as the real estate agent John ** told me his HVAC man went under there I'm confused as to why neither of those people told them of the horror of under the house.

    I also found out that in 2 months the floors will cave in. Will fall. So now I have to find somewhere else to stay because it's dangerous in this house. My babies could fall through the floor. RE/MAX I don't I don't understand if you send somebody under the house why they would not tell you what was going on. Did the seller know somebody if they went under this house? Had to know because I have four different plumbers, HHA man and a guy that deals with foundation of the house who had to come and look. I'll say that if anybody would under this house they had to know the danger. You put us in danger. You put us in danger. You sold me a home for almost $200,000 and I have to evacuate because somebody could die if they fall through the floor. When I called upset and in tears John told me that nothing was wrong with the house when they sold it to me. He tried to basically shift the blame and said we caused it so that I did it.

    You lose my religion. I did hang up on him because he accused me and my family of do it all this to this house within a matter of since January of this year. I sent him the pictures. They don't want to help. They don't care. They sleep very well at night after they took the money and sold us a trashy house that's going to fall apart there. Was already falling apart. The only way I could ever even afford to get the rest of this fixed is if something happened to me and a life insurance policy was to kick in. I am just saying that to say this. I don't have that kind of money. That I don't want anything to happen to my babies or my children. This was supposed to be something so they would never end up homeless because we have been homeless before. It looks like we may be again all thanks to ReMax.

    I wanted to search for a home to buy so I took rental off of the search filter but to my surprise they still showed me rentals and even worse it seemed like all I could find was rentals. They have a red tag that even clarifies that it's a rental so I don't see how they could have not targeted that in the programming. 0/10 very bad software engineers. If I knew who made this website I would be rating them.

    I have rented a house through Remax for one year. Prior to moving in, the house was not cleaned even though the lease requires the tenant to have it professionally cleaned after move out. They will say that it was clean to their standards but if I happened to leave the house as clean as it was when I moved in, it wouldn’t be up to their standards. So I followed the lease and hired a professional to clean it for move out anyway.

    There was a whole list of things that needed to be replaced as far as broken screens, missing light bulbs, broken light bulbs, clogged sink, yard full of weeds, leaking fridge, broken blinds and a ice maker that did not work. I was expecting to have someone do a walk through with me prior to moving in but that wasn’t the case. I had to move into a dirty house and compile a list of work orders for things to get fixed. Yes, the long list of work orders were done/fixed but it should have already been done. The owners did not want to fix their ice maker on their fridge so I had to pay out of pocket for the new part and labor to fix their appliance.

    Later in the year during monsoon season the bush in front of the house which is as tall as the roof line needed to be trimmed. The owners refused to take care of it and said it was tenant responsibility. Yes, the landscaping is tenant responsibility but it states the homeowners will be responsible for trees higher than roofline. Looks like a loophole to me since it’s a bush and not a tree. So I bought some hedge trimmers to trim it however I did not own a ladder to reach the top of it. I had to pay 80$ to get it done professionally. Not even a month later the homeowners hired a company to chop the bush in half after I just paid 80$ to get it trimmed. At this point I knew I wasn’t going renew my lease.

    At the end of my lease and it was move out time, I was packing up uniforms that I kept in a spare bedroom closet and noticed there was a white powder on them. I looked up and there was a crack in the ceiling of the closet that I have never noticed before. Which is understandable because it’s in a spare bedroom closet ceiling. I never had a reason to go stick my head in the closet and look up. Anyway, I wanted to be present during the move-out inspection and the property manager thanked me for how well I had taken care of the property. The property was in a lot better condition than what it was when I moved in, and cleaner.

    I pointed out the crack in the ceiling to the property manager just so that he was aware that this was something that I came across during my move out and he 100% knew/believed that I was telling the truth and that I did not cause that damage. It looked like someone was in the crawl space and put a knee or foot on the ceiling. First off, I never had a reason to be in the crawl space nor would I want to go up there. Nor did I have the means to even get up there! If there was an issue, I would have simply put in a work order. Also, if let’s say hypothetically I felt the need to go in the crawl space and I cracked the ceiling, I would have had it fixed myself without anyone even knowing. It makes no sense that I’d point it out if it was something I did.

    In result, I am being robbed of 458$ out of my security deposit for “tenant damages” referring to the crack in the ceiling. It is absurd to steal this money from me. Even the property manager knows and believes I did not do this and STILL they are taking this money from me. If I did not point it out to the property manager I 100% believe it would have been missed. I was also made aware that these homeowners had opted out of getting a home inspection prior to buying the property. They bought the property and then put it up for rent. I was the first tenant. This is more proof that this was there before I moved in. Rent was always on time, never late, even with COVID. This is stealing without a question and something needs to be done about it. People need to be aware about what this company does. This needs to be made right. Either Remax or the homeowners NEED TO MAKE THIS RIGHT.

    Such an awful agent! She will not respect your rights nor law and will not keep her promises, she lies to the clients and on top of that, she has made so many professional mistakes in my case. She was supposed to sell the property that I rented a year ago. In the middle of pandemic, she has brought many customers instead of bringing only the serious ones or to suggest the virtual visits. On top of that, she has hid the reality about the place which was the fact that it was not finished. So every single buyer was shocked to see the place. Bref, if you are looking for an honest and good agent, she is definitely not the one.

    My boyfriend is currently selling his condo, he had an offer come through with the most absurd requests. The listing clearly did not mention that personal property was for sale, the agent Harv ** and his client had the audacity to put a condition of sale being that the wall mounted TV, wall Mounted Fireplace and Bar Fridge be included in the sale!! I find this mind boggling that this realtor did not advise his client of this THEN their offer came in under asking on top of that. After my boyfriend rejected the addition of his personal belongings in the sale of the property and countered the offer THIS AGENT and client had the nerve to say they wanted $2,5k - $5k off the sale price because the unit is not coming WITH the TV, Fireplace and Bar Fridge!!

    Our realtor spoke to them and they finally came to their senses and put a conditional offer pending inspection. Upon bringing in an inspector to come into the unit they started their ** again. There is a sign that clearly asks people viewing the unit to take their shoes off, these people trampled all over the floors in their snowy shoes, THEN the audacity to use a heap of paper towels to do God knows what with, left them ON THE FLOOR - who leaves garbage in peoples house? When asked about it they lied to our agent, even though we have pictures of the place before the visit and after the visit.

    When our realtor confronted them, Harv ** refused to provide the name of the inspector that came to the unit as they cited "too many repairs needed to the place" - fair enough, but can we get a report ? Harv ** took flight and downright refused to provide the inspectors information and was very rude and condescending to our agent stating that her being a woman, she did not know what she was doing!! I am very disappointed with this agent and his client, RE/MAX needs to provide training to their agents! This behaviour is unbecoming and unnecessary. Above all they refused to sign the release, so now we are stuck having to wait another day because these fools feel they have the right to mess with people’s lives!

    I must say that we shall not be entertaining anymore viewings from any RE/Max agents, I know it punishes the good ones BUT having to deal with this Nonsense is ridiculous and cruel. If the place is not for you, then keep it moving – no need to insult our female agent as she was not even present during the inspection, if they were unhappy about anything, they could have simply picked up the phone and spoke with her. Instead, they sent a text with 2 lines saying that the condo unit failed inspection and they are not interested, our agent tried calling them all afternoon to get some information from them BUT Harv ** simply ignored his phone from 2pm, only to resurface after 6pm! Very Unprofessional!!!!

    I sold a house via a Remax franchise in Turkey (listing number **). The broker lied and misguided both me and the buyer so they could make a 6% commission instead of 4 which is the legally allowed maximum limit. They basically told me my place could not be sold if I did not lower the price and on the buyer side they told I was not negotiating. They made the buyer transfer the money to their bank account without telling me. The buyer thought it was a down payment. At the end that 2% which should have been given to me was taken by the remax broker illegally.

    I conveyed my complaint formally to Remax Turkey office with all the evidence at the end of December 2020, they did not even give a response. I wrote to Remax Global same thing no response. There are all these legal loopholes and system problems that helps them get away with something like this. So I can not get that money back by going to court or seeking legal action. I was hoping being a global brand Remax could solve the issue but unfortunately they must have seen no problem in these unethical and illegal behavior. I am writing all these so others can be saved, I have no hope that Remax could do the right anyway.

    Stay away from Re/Max. It is a gamble on what agent you will get and whether or not they are even qualified to sell real estate is questionable at best. Stay with a smaller local company that really knows the location that you want to buy or sell. You will not get this with a globally ran company like Re/Max.

    I will never use, promote or provide a reference for Remax Justin Havre or our realtor Larry **. Lack of professionalism or having understanding and client focus needs really lacked with this realtor. He showed up late for open houses, texted at midnight updates, booked more than one showing with less than 5 minutes notice and the “last straw” was booking a showing after he clearly knew the real estate contract had been cancelled earlier in the day. Horrible experience, save your time and money and go with another realtor and organization that is going to treat you with the respect a home seller deserves.

    Made an appointment that they chose for a property an hour away. Realtor canceled 20 minutes before appointment. We drove an hour away and they never showed up nor kept in contact. Ended up leaving and will never use Remax again. Ally was extremely unprofessional.

    Ms. Lisa **, realtor for Re/Max, led me to believe that we had a legitimate working realtor-client relationship. After the first afternoon we met and toured three houses, I asked if she would be willing to represent my wife and me, and she said she would be happy to do so. The problem was that the third house we toured that first afternoon, was the house I was interested in purchasing, if my wife liked it as much as I did (my wife was not available that first afternoon). Ms. ** was willing to show my wife the third house we had toured in the next day or two, but I never heard from Ms. ** other than a text message a few days later saying something happened that she had to take care of.

    So I waited patiently for a follow-up communication. After all, her livelihood is based on earning commissions from our real estate transactions, and she had verbally committed to representing my wife and me. I assumed she would get in touch with me when her issue was resolved. When the pandemic hit, and it slowed or halted business operations, again I assumed Ms. ** would be even more willing to earn a commission off of my real estate transaction. But this did not occur as that third house we had toured and I was interested in purchasing sold during the pandemic. Apparently, Ms. ** and I could have pursued this transaction or a different real estate transaction at any point during the pandemic, but she chose to be unprofessional and unethical by not communicating to tell me that she no longer chose to represent my wife and me for whatever reason she had.

    My husband and I made an appointment with Mr. ** license #** from Remax Checkmate office located at 904 Sunset Drive, suite 1 Johnson City, Tennessee 37604. We had requested the day before if he could find some condominiums for us. We had one particular listings located at 37 Lake Village Ct # 37 we wanted to see. Well, Mr. ** showed up with no listings. We were the ones asking to see the condominiums that we had researched. Therefore we put an counter offer in cash for the one located at 37 Lake Village Ct # 37 and we provided also my email. It has been almost a week and the realtor vanished. We have not heard a word from him and sadly we were willing to pay the full price and the seller still have not sold the place. However, we will never do business with Remax again....Just bad business for both parties seller and buyer.

    I rented a property from ReMax for an upcoming vacation in Dewey Beach. I paid close to $1000 for deposit I also took the travel insurance to cover the trip in case anything happened for protection. I found out that I needed 2 major surgeries and had to cancel the trip. They only reimbursed me $650. I thought with insurance and documentation required for proof that I should get my money back. They even called to say the rebooked the place. Beware of this rental company and READ the contract. Carefully!!!! Will never do business again with them!!!!

    Re/Max refused to fix concerns in the rental house: Cooktop that would occasionally not turn off, electrical problems that caused a strobe effect throughout the entire house, exterior doors that would not close properly, door knobs that just fell apart in your hands, an oven door that would just drop open, dry wall tape hanging from the ceiling cause by clogged a/c overflow, etc. During our lease the problems got worse and worse. At one point they fix the cooktop because I said the house was going to burn down.

    When I said I had to move our one month early because of the safety issues, they wanted me to take off work to meet repair professionals to fix the house for the next person. They charged me more than one month's rent for leaving early and kept my deposit - which was not applied to the charges. Once you sign the lease, forget getting anything fixed until you move out. Expect to be there to meet their repair professionals after you give notice. Also, plan on them inventing reasons for keeping your deposit.

    We had a terrible experience with Karen ** of the St Augustine Fl Remax Group. She misrepresented the income of the vacation rental property we intended to purchase. We informed her that it was a cash offer. After providing statements from our bank, it was still not enough for her. She never committed in writing with her clients and acted like a cheap auctioneer upping the price and squeezing us into a corner. We got the impression that she was aiming to sell the property herself and collect the entire commission. We have purchased and sold numerous properties in our lifetime and never had such an aggravation and difficult agent to work with.

    New house with excessive issues. Builder hires poor contractors to build their developments and she (Elizabeth) Jacksonville Fl area knew it. Bare wires in wall, broken beams in attic, defective kitchen cabinets, on closing they ignored check list, they use Docusign to go through closing quickly and now I find out that docusign is not completely legal. I complained to RE/Max and they did nothing.

    Stay clear of this Realtor. I would honestly give this man and his team a zero if it were permitted. I met this man in early February 2020. He represented himself as the listing agent and landlord of a house for rent. I needed it for April 1. He not only insisted I pay for March if I wanted the house, but made me sign an 18 month lease at $1,900/mth. I proceeded to pay first and last month's rent $3,800 and planned my move for March 1 accordingly. He literally began renovating the house the week prior to March and continually delayed my move into mid-March, when I finally told him to forget it and give me my money back. He continually refused to acknowledge his role in the situation and refused to offer a refund. In fact, he threatened me with long term damages due to loss of rental income. I attempted negotiating settlement including keeping my money so I can move on. He repeatedly ignored my lawyer and has basically disappeared hoping I will go away.

    I am not currently working and had to sell my house in order to provide a home for me and my family in time for closing on March 30. Pat knew my situation and not only made my move more stressful, but left me with only 2 weeks to find a house to rent before my house closed. I am still not working and with COVID-19, things are not looking promising for the near future. It's approaching the end of April and even Employment Insurance is delayed due to COVID-19. My rent is coming out of my life savings at this point. I can't even sue him at this point because the Courts are closed to non-emergency cases. This man is as low as they come. Unprofessional, dishonest, untrustworthy, and unethical. Please do your homework whether buying, selling, or renting. Check all review boards and definitely check the Real Estate Council of Ontario website at ** for any charges or convictions regarding code of ethics violations.

    My husband and I stopped by the Re/Max office on FM 1097 last summer to check on rental listings. We were welcomed by a friendly receptionist and spoke at length with Agent John **. He helped us realize, after taking us to look at rentals, that instead of renting we could afford to buy a home. He took us to look at over 35 homes before we found and fell in love with our dream home in the development where we wanted to be. He was available for us all hours of the day and 7 days a week, despite having other customers and a home life. He was instrumental in helping us find the right mortgage banker and company and was able to provide us with names for whatever service we needed. We know from our own experience that John goes out of his way to please his customers and get them into the right home.

    Buying a home can be extremely stressful but John made finding the right home a pleasure for us. We looked forward to going on the "hunt" with him. He is kind, thoughtful, and knowledgeable. He is sharp and really knows his stuff. We highly recommend John ** and are proud to now call him a friend. Re/Max is fortunate to have him.

    My Realtor: Karim Ramos, Re/Max - First Reality II.... at 1st was very charming! He was referred to me from an associate who after more detailed conversation, I found out that my friend/associate "Baits & Uses Realtor Broker's to Shop for Apt's but tends not to pay "THEM" for their knowledge base. So, my first 3 weeks with Karim seemed serious, & on point to sell my home. 1st Problem was introducing the Competition, "Buyer Broker's" as HIS Assistants." Giving the impression HIS Business is Bigger than it is~ & also the impression that "WE ARE ALL ON THE SAME TEAM!" When we're actually not! Once "THIS" introduction is made~ he simply disappeared, ONLY to give me an occasional text, & "the Asst." would show up- shopping & asking question for the BEST POSITION for the Buyer, & not for me.

    Every timetable he (Karim) would give me was off (or **) Like: "Your home should sell within 3 weeks to a month," ~ actually 90 days! Or ~ "Inspectors should be coming on Tues to look at property." ~ They show up on Thurs. Or I told him to give me a 1 day notice to show the house. He would call at 10am to tell me he schedule a showing at 1:00pm that same day while I was at work! Then when I did get bids to buy the house~ 2 with a mortgage, 1 all cash, he submitted the mortgage bid 1st, then pulled it for the all cash bid, stating that: that bid would close quicker & easier ~ within 3weeks. Instead, "everything" flipped as to satisfy "The buyer" & not me.

    The buyer made demands & Karim acted as if he was working for them. & when a problem had occurred ~ & I asked: "What was my options...?" Karim had tap danced all around the issues for fear I would cancel the deal & the house would be put back on the mkt. & that's when I found out: his asst. was actually the broker for the buyer & wanted me to now take 15k off asking price so I can sell my house before the holiday arrived in full swing. Yet every week when I would leave a message asking when will the closing occur (papers sign in Aug, was suppose to close in Sept & we are now in the 2-3rd week of Oct. ???) - my calls are not being answered!

    On top of this, Karim refer me to a lawyer Danielle **, whom was introduce to me to help with the closing in sept. She talked to me by phone: 5x & by text 12x, by e-mail @ another 10x. Yet never ask to meet me, nor give me a break down of her fee's that I asked for. Instead karim & danielle engaged in conversation about my house & personal info. Regarding my property with the person who held the mortgage to my property without my permission to do so. I had the mortgager text me; or email me. Conversation they had about: what was the delay in the closing, test results of possible oil contamination (that was not brought to my attention 1st. Then told the mortgager: my house was a piece of **! While telling me, how much he wanted the listing & it was located in such a great area, with one of the biggest lots on the neighbors block) but he knew ~ when the actual (?) closing might happen. I became the last one to know anything.

    So, I called karim to tell him of my displeasure in what I had heard & why was personal bias being discussed behind my back with the mortgage company~ & he told me in view of my anger/dismay, I should talk to his head broker, in a conference call with the lawyers, including danielle & the buyer's lawyer's. I agreed. Long story short, the time karim set for the conference call came & went. So I called the office & him. He could "only" get his head broker ~ who apologize all over the place, yet none of my concerns about karim's behavior were really address.

    It is now oct 31 & I still don't know when the closing is going to happen. & karim's telephone goes silent. As for my lawyer~ it takes her 2 days to return any phone call message I leave... & I still haven't met this woman. Nor received an apology for discussing my personal home/house business with my mortgager. (Never did I get an apology, nor an explanation of his/karim's behavior). Well the closing was now put on fast track the min the permits were cleared for the buyer to do construction on the house once it closed. Closing was on Dec. 2 2019! The contracts were signed on aug.15th. ~ The closing was suppose 2b somewhere btw: 09/15 & 09/30th.

    62 days later my home closed from when I was told. Karim asked me to drop the price by 15k to make the buyer close faster. On top of the fact that after everyone got paid, Karim ~ supposedly forgot to submit his commission bill of 6%, which had to redo the # of what I would be getting after the sale. Then he called & left me a message saying: "How much of a pleasure it was to work with me & sell my home, & if in the future I have any needs, concerns, or looking to buy or sell ~ please call him." Wtf! What balls are on display! Hell the "**" no! (& I had a neighbor 3 doors away who is a broker with Berkshire Hathaway that I should of worked with!). Ugh.~

    I live abroad and asked Penny ** to sell a property in Willington I own. She visited the house and told me it had many problems (rotten wood, stained ceilings, needed painting, etc) but that her brother who is a contractor could work on it. He charged me $1800. When the house wouldn't sell I took it off the market and appointed a property manager. What the manager showed me in photos was appalling! The job supposedly done by Penny's brother was substandard, and when confronted, he agreed to repay me $300, money he still has not repaid. Given the condition of the house, and the work done by her brother, Mrs **, as my representative should not have accepted the work. But both, Mrs ** and her brother took advantage of an absentee owner. The behaviour of Mrs ** was unprofessional and unethical. When I complained to her boss, he dismissed my complaints.

    Donna ** is the agent. Re/max charged her a $295 fee for some stupid listing fee, and instead of passing it on to the seller, she decides to pass it on to me, the buyer. Of course, I would not pay for something of which I am not responsible; I was going to refuse the house, so my agent paid it when the Re/max agent Donna ** or the seller should have paid it. This is unsavory business. I think I will pass my tax bill on to her. Also a large crack in the master bathtub was not listed in the disclosure. We cannot use the tub. Other than that, she was OK.

    KENNETH ** was highest enlisted in USMC. I went to a Conference for Veteran Home buyers. There were many realtors selling me their sales pitches; when I came across KENNETH, he pointed at his USMC pin, and said “Whatever you need, I’ve got you, I have your back.. SEMPER Fi!.” This man has lived up to every word and beyond any expectation that anyone HAS EVER done for me. He is the symbol, he is the flag, that represents all that is noble and honorable in this world a fellow Marine.....Of course he got me my dream home! Thank you is not sufficient to express my gratitude. He is the only living example I personally know that personifies “Esprit De Corps!” He has a heart, a conscience and is not in this business for the money.... he simply cares about getting people into good homes...     In 2015 we hired a Re/max team named "Team Thiessen" who are based in Okotoks. We have dealt with realtors before but have never experienced such incompetence and unethical behaviour as we did with Audrey and her team. Here are the facts:

    1. Audrey did not collect deposits from our buyer despite the signing of the sales agreement three times with conditions waived all three times. This is a basic skill for any realtor.
    2. Audrey convinced us to allow her to represent us and the buyer in order for us to get our deposits because this would lead to a "smoother transaction." Really what she meant was that she wanted double the commission and would do whatever it took to secure the sale.
    3. Audrey promised and guaranteed us, both verbally and in writing, that the buyer (who she did not collect deposit checks from three times in a row) would buy our house. Audrey also shared with us the buyers income and financial statements in order to convince us he had the money (this is so unethical). She did this in order for us to keep the potential transaction alive in hopes she would make double commission on our 2 million dollar home.
    4. After we took legal action against Audrey and her team Audrey conveniently erased all of her communications with the buyer which would have shed light on shady communications she had with him. She comes across as a sweet innocent Realtor but she is far from it.

    5. In the end, all we wanted was our deposits owed but her legal team fought us for years which led us to give up. The moral of the story is: Even if you have a solid case against a Re/max realtor, the Re/max legal team will drag it out for years thereby escalating costs in hopes you too will give up.

    I am stranded as I am speaking now. Remax Grahamstown made me sign a contract in Septermber 2019 for an apartment that is available on the 1st of December in Grahamstown. When I was collecting keys, they brought up a document of rules that did not form part of the lease and they were never explained in Septermber. These rules were formulated in October 2019 and they are specifically for the apartment that I signed up the lease for. These rules do not accommodate me and the landlord advised me to cancel the lease. I have to look for another accommodation and they are refusing with my full refund. This is a huge mistreatment. I am a student at Rhodes University, raising that money took me 4 months.

    I was looking for a decent size house in the area, WA state, came across a listing from Remax, called them, they stated they would not show the property unless an application is filled out and paid, of course I did so, just hours later, I got a response, that the property was rented out already. Did I get my fee back? Nope!

    And whilst still looking around for a new place, still the same ReMax listings on Zillow. They list very cheap, so they get plenty of applicants, and it seems the fee is their main deal, because multiply 50 bucks times a hundred... and you get the idea and no one would sue to get 50 bucks back. Beware!

    When my husband and I were ready to start looking for a new home, choosing the right agent was important. My husband can sometimes be difficult to please. I knew we needed somebody honest, reliable, patient, and most of all supportive. We met with Jackie ** after sharing our likes and dislikes over the phone. She sent us some properties to view and hit the nail on the head with every option. Jackie was very generous with her time and genuinely showed an interest in our purchase. She helped us stage our home of over 16 years and sold it to the perfect buyers after a few low offers and two inspections.

    Jackie introduced us to a beautiful neighborhood and we found the perfect home after many, many visits. We had a few bumps and bruises along the way but once we talked to Jackie, she eased the pain and stress. We now consider Jackie and her husband our friends. Without a doubt, I would highly recommend Jackie ** as your buying and selling agent. She works around the clock to please her clients with honesty and a smile!

    The Daniels Team (Colorado Springs CO) selling Agent Alan Daniels did not want our deal. I was trying to buy one of his listings in Fountain Colorado. I offered full listing price cash offer. There was multiple offers but none cash. At start he did not hit it off with my agent as two days go by she called but no voicemail. He said, "Waiting still on seller." Then she emailed next day and he said, "It under contract, sorry." With other buyer but more money but a regular loan type lender offer appraisal etc 30 days. He never gave us a chance to counter or raise our price as I would have if given a chance and was rude to her. Also my offer would have saved seller time and got same amount of money as mine, had no repairs paid from seller even if found during inspection.

    We feel he was bias in some way toward us out of state buyer? Didn't like her but Colorado code of ethics for realtors 1-6 and 1-7 were not applied during our deal and were treated unfair and buyer had lost out on a better deal. It don't make sense, why? And to boot I made a 1 star review on Google and Yelp stating what happened next day and he called my agent back angry and told her he was suing me for defamation as I lied on review but i didn't. He just didn't want a bad review but he shouldn't treat people the way he did as it's against the code of ethics or it was something else. So here I am telling my story as what happened to me and my agent.

    I was transferred to Norfolk in 2006 while I was serving with the Navy. I purchased my home in May of that year. The RE/MAX agent who represented the homeowners I purchased my house from advertised the house as being 1900 square feet. The real finished square footage was 1386 square feet. I thought the house looked small, but I was informed that the number included a loft over the garage. The garage was not finished living space, but being an inexperienced home buyer, I didn't know that was a problem until I tried to sell my home. The bottom line is that thanks to the dishonesty of the real estate agent and the lack of quality assurance from RE/MAX, I overpaid for my house by $50,000 and I'm still an estimated $20,000 underwater. I can't fix anything, I can't move without foreclosing and ruining my credit, so I'm just stuck in a home that should probably be condemned.

    The Broker/owner of the above REmax Advantage office, Barbara **, gave us a great, professional, convincing interview when we first looked for an agent to sell our house. We knew what we wanted in an agent to sell our vacant home in a gated community. This office is right outside the entrance. Broker was full of promises, guarantees & reassurances that she or someone in her office would follow up after showings to check on the house. This part was the beginning of a disaster! To list a few; garage door left open all night, lights left on, water turned on & left on, front door left unlocked... Our first contract tied up the house from selling & having other showings/offers, we were not given any information on buyers financing status per Fl Board of Realtors contract even though we requested it.

    The contract fell through a couple days before closing date! Buyers conveniently used financing clause to back out at the last minute & get their deposit back, a convenient way out for buyer. We, as sellers, never received any information to verify buyer ever applied for financing & follow up per our Board of Realtors contract. It was very apparent that the contract is designed to protect the realtor & buyer, with total disregard for the seller, except for the clause that seller be kept informed, our broker's office did not do that even when we asked them to provide information, per our sales contract, they seemed unaware of that part of the contract! Broker asked where it said that! We had to point it out to her! Barbara didn't seem to know about the clause that required her office to keep seller informed.

    We received several offers at once right after the first 1 fell through. We requested more information on the Veteran's offer as we considered the 3 offers. The broker refused to follow through with a disabled Veterans offer that we received, even though we requested to receive more information she refused & told us to move on, that Veteran's financing is not good! Seller is a 26 yr. Veteran, we have many veterans in our family. We are aware of the disability percentage the veteran is qualified for in financing, broker refused to gets this information! We had several more instances where we asked Barbara, the broker/our agent for something & she ignored the request or flatly refused to do it. Once we had a contract with another buyer we did not hear anything from our broker/agent. She did not respond to phone calls, emails or texts.

    She did have her secretary continue to give us updates on the sale only when we asked. The broker once again did not keep us informed on buyers financing per the contract. We were again kept in the dark on the progress of the sale. We knew when buyers signed up for their utilities as we scheduled ours to be shut off that it looked good that it would close this time. We heard nothing from the office, Barbara **, the Broker, openly ignored all emails, calls & text questions for weeks! The day of the closing we arrived at the title company, right next door to brokers office, in a connected building. The REMax broker, Barbara **'s car was parked right out front. She did not come to the closing, nor did any agent from ReMax Advantage to represent us at the closing! Very unprofessional in our opinion.

    It was very obvious to the closing agent, the other sales agent as well as to the buyers. Not very good advertising for REMax. The house sale closed successfully, buyers & sellers happy with sale. We are not happy with the experience of the REMax Advantage broker and would never recommend her or her office. We have not heard anything from Barbara ** since the contract was signed, no follow up after the closing 1 month ago, nothing. Very unprofessional, we would not recommend this Broker's office.

    Shad sold me a home promising that I would be grandfathered in and not have to get flood insurance. That was a lie. I have had to pay $700-800 a year for flood insurance in addition to my homeowner's insurance. Otherwise he was easy to work with.

    Refuse to create a lease that's government acceptable. Now I can't get a new mailbox key. So of course I can't get my mail, and it's so unprofessional to write out a lease with the wrong address on them. I wouldn't trust them with anything for sure.

    It was not until we fired our Realtor from RE/MAX that we really knew how bad they were when comparing them to what our new realtor from another agency is doing for us. Don't believe all the hype about the ** Team at RE/MAX, it is false. They promise the world and then do nothing. RE/MAX - photographer came and took terrible photos without the realtor being there which meant he basically moved nothing. New Realtor came along with photographer and helped him move things and spent quite a bit of time and the photos are amazing. RE/MAX - no brochures in home for showings. New Realtor - arrived with 25 brochures of the home and plenty of info in a nice folder for visitors to take with them. RE/MAX - discouraged any type of open houses. New Realtor - having brokers open within one week of relisting and planned open house.

    RE/MAX - left it on us to get the CO from the Township. New Realtor - already applied for CO for us and we don't have a buyer yet. RE/MAX - we had a buyer but our realtor had very poor communication, buying agent could never get in touch with him, buyers got scared because of lack of and miscommunication and backed out of the deal. RE/MAX - I texted our realtor and literally did not get a return acknowledgement for one whole week. There were times that 2 weeks went by without a word from him.

    RE/MAX's office staff are curt when you call and don't really seem to know anything that is going on. My opinion is that, like I did, people list with them because of all the advertising they do and claim to be great at selling your house fast. That is not true and you are left to feel like just a number in a school of a million. I would not recommend. The only positive thing that I can say...it is great that they don't hold you to a listing contract because when you want out because they are terrible you can get away from them. Beware if you are thinking of listing your home with the ** Team from RE/MAX 1st Advantage.

    We have had old people in this rental building die and because we could not get in touch with RE/MAX manager. The dead body laid in there for several days. Even the Police dept, was mad no one would answer. This has happen 3 times in 6 months. THE MANAGER'S NAME IS LORI **.

    **, an agent with ReMax Components in Hunt Valley, MD is fraudulently listing homes, through ReMax, using an LLC to list them and sell them. Mr ** also does not have a license to lease any property in Baltimore County, refused to get a license, and the Rental Registration division of Baltimore County found Mr ** guilty and put 9,000 dollars in liens on the property. Mr ** owned 205 Stillwater Rd and listed it as being gutted to framing with new electrical, plumbing and drywall, which is not the case. Mr ** was reported to the Maryland Real Estate Commission in September last year, after a 6 month investigation, Mr ** is now being charged with fraud for intentionally covering the old drywall with new, and not removing it.

    Mr ** did not remove any electrical and did not ground the house. Mr ** put in non compliant gas lines, with no protective sheathing, and hid them behind drywall. Mr ** added additional electrical to an already overloaded breaker box, causing fuses to blow and rooms not to have power. Mr ** left defective plumbing behind drywall that backed up, a faulty sump pump that backed up, and there is a property line infringement that Mr ** refused to correct.

    It was discovered that Mr **'s contractor, ** did a side job on this house, and was the investor to do the fraudulent renovations. Mr ** did not pay the taxes on this house and the home went into tax sale. Mr ** and his associates are being sued for fraud, as well as extorting tens of thousands of dollars from the buyer, because Mr ** refused to correct the latent defects in the home. Mr ** knew that if someone signed the Title work, it would eliminate Mr ** from being liable. Mr ** wanted a quick, cash sale, without telling anyone of the dangers he fraudulently covered up, or about the property line infringement.

    ReMax should be ashamed to have fraudulent agents like this intentionally misleading inspectors, knowing how to pull specific permits, to get around a full inspection. New inspectors came into the home during the investigation and discovered that this “house flipper” did not replace the entire electrical system, did not ground the house, did not replace the plumbing, did not remove any old drywall, and used illegal contractors to cover up the fraud.

He later knocked on my door and yelled at me for pulling the signs out of my yard and placing them in the street. I told him politely to get off my property and get out of my yard. He became abusive and threatening and the police had to be called. Please forward to correct person in charge to address this issue ASAP.

    Fraud at the Re/Max Diamond Bar Office. The owners Christian & Jeannette Fuentes or Joshua ** issued a check to us out of their Wells Fargo RE/MAX Top Producers Brea Office. Check stock and went to a check cashing service to cash it at Wilshire Good Funding Inc in Los Angeles. We have informed them of the fraud, filed a report with the RE/MAX Corp office and with the police department.

    Dealt with them recently as a selling agent and they breached contract for a house my husband and I were hoping to buy. They instantly accepted our offer, but then they got a better offer and demanded we hire attorneys if we wanted to "interfere' with their new contract. They missed their 3 day attorney review window and despite the fact that they did, they had the audacity to tell us to lawyer up and are making a new contract with a better offer. They wasted our time and offended us. I would not recommend a company that would breach contracts and act shady when they get called out. If you see Re/Max don’t even bother.

    Last Spring we chose Effingham Re/Max Realtor Keith ** because he was highly rated on Zillow. He took photos and staged our home for listing but he charged us personally hundreds of dollars. As senior citizens we had never heard of this practice and it was very costly. Due to back and hip replacement surgeries we were unable to follow through with the sale. Since Mr. ** had charged us for the photos his photographer took we wanted the photos. When we asked Mr. ** for the photos we paid for he would not give them to us and said he would give them to us in 6 months. When we contacted him for the photos he said he 'deleted them.' He said contact DMN photos in Effingham. The photographer does not answer phone calls, he texted me he would look for them however he does not return messages, and we've never heard from him. When we told Mr. ** that perhaps we should contact Re/Max he said, "Go ahead."

    If I could give this company negative stars I would. I was never able to speak with anyone and nobody called me back from the voicemails I left. I was hung up on by someone named "Anna" after she rudely interrupted me and would not let me speak. They took my app fee of $150 and only sent us a text letting us know we didn't get it with no context whatsoever. Was STILL never called by anyone even after all my call back requests to find out more info. I wouldn't rent from this company if they were the only company in my state. HORRIBLE HORRIBLE CUSTOMER SERVICE. If you feel like wasting your money then put an application in with them. Otherwise I'd find another realty company. They aren't worth the headache.

    Mr Stephen ** and his wife Christine up until the end of December 2018 ran RE/MAX Impact Alloa Estate and Letting Agents. Without any notice to his landlords he and his wife disappeared and the premises emptied by the beginning of January 2019. It has now become apparent that he and his wife failed to operate the Lettings side of the business in a proper and professional manner. Deposits for property was not deposited as laid down by the 2011 Safe Deposits Scotland Regulations. Tenancy Agreements not completed correctly with a number of important factors omitted.

    No inventory list attached to the Tenancy Agreement and Landlords being charged a monthly “Management Fees” for the Lettings to undergo two monthly Inventory Checks when no Inventory Checks were ever carried out resulting in a deterioration of many landlord’s properties without the landlords ever being advised. There are many more issues with this couple that could be listed. Stephen ** has now set up a business with Purple Bricks in the Glasgow area and continues to advertise about his vast knowledge and professional approach in the property business. TAKE MY ADVICE - Avoid this person at all costs.

    Mark Martin and Co. charged me $2500 for not selling my home, we rented it for a few months until the market was better, and there was a clause in the contract where they received the first month's rent. Fine, I should've read the contract more closely so I paid. They knew I was planning on re-listing after the rent contract was complete but still charged me that fee. So my wife and I decided to take our business elsewhere. Now our current realtor was sent a half-signed contract (I signed, my wife didn't) with Martin and Co in order to get MORE money out of us. They do not deal in good faith, they are only interested in getting as much out of you as possible, and I will not be dealing with any of their realtors again.

    Many promises that were not fulfilled and expectations that were not fulfilled AND Worst Company. In the last year (2018) I had to email/call Dave ** to remind him of my payment is LATE (a week or 3 week). He is the most irresponsible agent we found in our life and full of lies. We gave Dave ** two chances and both were bad experience as property manager and selling our house. He sold the house Sept 2018 and until today Feb 2019 still working with title company and the unprofessional agent because Dave ** working with his feet, plus HOW WE forget his threats he did 5 months after closing the house, but we talked to the title because supposedly title company called us but in REAL title company never called us and never got that INF dude, DAVE ** RE/MAX...AKA TBG LONESTAR PROPERTIES LLC. This is not the way to do business.

    I purchased a property under the under a representation in the listing that the property was perfect for horses. It was only after closing that I was informed that in fact horses were NOT allowed on the property. This caused me to hire an attorney and fight this issue in court. This process took two years and four months of my time as well as around $100,000 in losses. Deborah **, Phillip ** (her broker), and RE/MAX were very assuring prior to purchase that horses were in fact allowed on this property and thus were of no help in this matter. Ms. ** was originally very apologetic and offered to resale the property for me at zero cost.

    However, she stated that she would still list the property as allowing horses. I did not follow through with this offer because I did not want to put someone else in the same situation as myself. A case was opened against Ms. ** with the Georgia Real Estate Commission and she was sanctioned/fined by the Georgia Real Estate Commission. I have attached the public records in regards to this matter. I do not trust these individuals or the company that they work for and would advise you look elsewhere for any real estate needs.

    Watch out for Fannin County cabins: I got a Remax Agent after calling Nathan Fitts office in Blueridge Ga. My agent's name was Richie **. The homes and cabins in this small area are well known. The cabin I bought was on and off the market many times. Kenny ** was the listing agent. I had to called a plumber due to immediate water issues I had the week after closing. I just happen to call the same plumber that was used more than a year ago by the out of town owner. Apparently the 50 to 60 % of the plumbing had been replaced due to frozen pipes, and the master bathroom toilet was cracked at the time. The water line to the toilet has been compounded together, and a smaller one place in the house. None of this was disclosed in the disclosure before the sale. The owners were not living here.

    Unsure how long the house set cold, damp and wet. The wall of the wooden house have been partly sanded off and black mold is growing over where it was sanded. There is black mold all over the wood in the cathedral ceiling. I have found mold removal spray and sandpaper left behind by whomever was attempting to clean up and hide the mold issue. Mold is now bleeding back through all the walls. What I get from my agent's office is to send a certified letter of intent to the owners...who may acknowledge it or not. After the sale and fraudulent disclosure it took threatening to report the agents to the Georgia Board of Realtors to get any response from anyone. The response I got from my agent was that the listing agent was out of town due to a family death. Trying to find out who came out to the house in the small town to sand the mold off the walls and do the cleanup.

    All the caulking had been removed from around every bathroom and kitchen area. The mold was not noticeable when the house was shown to me. I did get an inspection by a company suggested to me by the Bank I financed through. With the owners not living here or in the state someone else was managing and Covering up this issue with black mold due to dampness and disclosed water and mold issues. I do know the son of the owner came down from New York when the freeze of 2017 happened and the pipes were discovered. Home inspectors do not check for mold. There is a mold inspector on the way out now. The cabin may not be livable.

    We agreed on a purchase price contingent upon a home inspection. Earnest money in the amount chosen by the realtor was deposited in escrow. We were told many times that we would get our money returned if the contract did not reach completion. Several problems were discovered during the inspection. Roof, AC and mold in the crawl space, plus several minor complaints by the licensed inspector. Estimates for repairs/replacement were obtained. Seller refused to make repairs or replace the major items needed, or return the earnest money. Our agent kept repeating this has never happened before. You can go to small claims court, or get an attorney, but it would be equally expensive. Since we live in a different state, it was not practical.

    The inspection revealed the house was falsely listed by the seller's agent as having four bedrooms. For a reason different from that identified in the inspection report, the "fourth" bedroom was identified as such in violation of state law. In other words, the "fourth" bedroom did not meet the legal definition of a bedroom. The listing was in violation of safety requirements and state law. The disclosure stated there was a water filtration system in house; however, it was bypassed. No explanation of why. The disclosure stated the property had a new septic system. This was false by omission. The inspection reported part of the septic system was new, and the rest was damaged and beyond its useful life.

    The buried propane tank age estimate was falsified by the agent/owners. The buyer on the contract withdrew the offer 19 hours after the deadline, based on an accumulation of false information provided, verified by observation and inspection reports. The seller's agent demanded the full deposit of $6,000, plus an additional $14,000 from the buyer. The buyer declined. By taking this action, the seller's agent held up the sellers from relisting the property. The seller's agent formally filed four charges against the buyer's agent, two of which were immediately dismissed. The seller's agent held up the relisting of the seller's property for three months, as a result of her vindictive actions.

    I had similar experiences with another Re/Max office. I will not do business with any Re/Max office. Their culture/business model encourages (by experience) bad behavior. More specifically, I will not engage with a Re/Max agent on either side of the transaction, regardless of which side I'm on (seller or buyer). There are enough (and consistent nature of) complaints about Re/Max to support everything in this review. If you see a Re/Max agency involved with your transaction, RUN AWAY as fast as you can.

    FRAUD ALERT! Tyler ** was my real estate agent on a very large real estate transaction in Northern Virginia. He was not supposed to be my agent as we were just two friends looking at houses together. We stopped by a new residential construction just to look at it. When I agreed to purchase the property I signed a contract agreeing to pay Tyler a 2% commission with 1% back to me.

    Tyler told me he was very angry about this arrangement and chose to cut himself out of the building process and speaking to me the past ten months during construction. He was very upset about only receiving 2% instead of the full 3%. I have not heard from Tyler since we signed the agreement last March 2018. When I confronted him on having zero contact with me this last week he argued that he tried to involve himself but I cut him out of the process. Total lie and completely fabricated!

    Because he has had no contact with me I asked him to split his commission with me (50/50) so I was only asking for an additional .5% back due to the fact he had not represented me properly in this sale or process. He told me, "Nope - I'm only in this for a big payday at the end so don't expect anything else from me!" I could not believe he even uttered those words! I post this review to warn others about potential fraud working with Tyler **.

    In response, I called his Agent, Andrew ** with REMAX Distinctive and to explain what had occurred. Mr. ** told me there is nothing he will do about it. Tyler apparently told his Broker that he tried over and over to reach me and be apart of the process which was completely untrue! Please be very wary of this real estate agent. He has no problems taking your money, signing his name to contracts in hopes for a "big payday" but when it comes time for real work he will leave you dry and stab you in the back! Needless to say, our friendship has been severed!

    We worked with RE/MAX to sell my dad's home in Houston, Texas. The RE/MAX team was slow, unresponsive, did not proactively provide information, delaying the sale process for weeks. More egregiously, on the day of the sale the agents informed us they had promised the buyer we, the sellers, would finance out of pocket repairs that the buyer did not inform us of. This promise was done without our consent, and RE/MAX instead argued on behalf of the buyer telling us their stories of woe when they are paid to represent our interests. The result is RE/MAX demanding we pay a third party contractor for repairs we did not authorize on the home after it has sold. Avoid RE/MAX Houston, Harris County and their entire team.

They do not ensure that their landlord places the security deposit in a escrows account and instead of being honest and fair they will try to rob you blind!

    Diana ** as well as the managers and employees at Remax of Lakeport should not be allowed to sell homes. I have purchased and sold nine homes all over the United States. I have had some horrible realtors but Diana was the worst. Please save yourself and do not buy from Remax and do not buy in Lakeport. I was not given any information about Lakeport and the lake that the house was 3 blocks from. Nor did she tell me how horrible the house was, even though her aunt lived two doors down and would have known all about the condition. She would not allow me to look under the rugs to see why the floor had trouble, nor tell me the history of the home.

    Apparently it was on the market for a while. She sold it because she did not disclose anything. Maybe that is legal but not ethical. She was bragging that she had sold 20 homes that year. if all you have to do in CA is show the home, without regard for the persons buying it, without ethics to disclose anything, then DO NOT buy from them. The list of things that happened with Remax and Diana ** is too long to list. I looked at another home with them that was in even worse condition and they lied to me constantly. Do not waste your time with them, Please.

    I spent two years and tons of money trying to get the house in functioning order. If you want to live in Lakeport know that you cannot go into the lake. It is contaminated. Know that most the workers are on drugs so do not expect good workers at any level. Watch out for scammers. Sterling shores is not a place to live. The management is horrible. Which she could have told me.

    The title company is just as horrible. The Manufactured homes sell like cars. You do not need to go through the Title company! Beware. But ReMax and the Title company are tight. Scammers. All you have to do is go through the DHA? In Sacramento who do all the paperwork. Do not pay anyone for title search. It's a scam for Lakeport to make money. Most out of towners come into Lakeport, fix up a home or have one built, realize where they are (Lakeport) and then put the house on the market and leave. I was one of them. Do not be fooled. Get out of Lakeport, Ca.

    I highly recommend Jennifer ** with Re/Max in Central Illinois as your real estate agent! She sold my home in 9 days. She paid for a professional Stager to come in and help me declutter and rearrange my home to make it the most appealing to buyers. It worked! She even assisted me with staging my home by loaning me some of her personal items. When it came time to move, Jennifer had a huge enclosed trailer that she allowed us to use for as long as we needed. On the flip side, we also worked with Jennifer to buy a home that was in foreclosure. She was extremely responsive to all the questions that we had going through the purchasing process. She always responded right away when I called or texted her. I can't recommend her highly enough! You won't be disappointed!

    I have been dealing with this real estate co. (agent) for over 2 yrs now seeing how they are handling a rental property and now that same property is being listed for sale. The agent (a Very old tiny woman) has lied to potential buyers which is now costing a sale but more importantly, she has been so rude and backstabbing, cutthroat and sneaky throughout the 2 yrs of encounters that she has left me no other option other than to post this (Very honest) review in hopes of warning others which hopefully will save them from the same such headaches. I can not believe her actions. It is truly sad to read all of the other reviews NOW after such a long battle with ignorance but it all makes sense now after reading them.

    Wow, someone needs to address her actions with her boss because I can say first hand that her lying to a potential buyer thus costing a sale not only is wrong but causes that buyer heartaches too. I wonder if she even realizes that or even cares? There is NO NEED to lie as she has by not at all making the seller aware of a counter offer but instead just emailing that buyer back with the same terms of the first offer (and saying it was sellers reply which it wasn't because she NEVER even made seller aware of that counter). Heck, that counteroffer was never even presented to seller at all & I have proof of that which is all time stamped & dated but hey, will it make a difference? Probably not. If her boss ever reads this and cares, perhaps he/she might want that proof? I will keep it avail. Time will tell. All I can say is READ the reviews before hiring this company.

    The experience with this office with the most horrific experience I’ve ever had! I’ve bought and sold numerous properties. Have never encountered an organization so ruthless with no regard to humility! I asked the agent Rafique ** to notify when people were going to see the house because I still had all my person belongings there. He never bothered to notify me, he even gave the pin to random people to go see it WITHOUT an agent. There were 2 offers made that he never bothered to present to me because he wanted to sell it to his family members for -30k less than listed.

    Once I uncovered the unethical and unprofessional actions I asked him to remove the listing! He continued to allow people to go to my house and went as far as harassing myself and my family! He even threatened our personal safety! I attempted to still be civil about the situation and reached out to the managing broker William ** who disregarded the situation entirely and never bothered to address my concerns! I had to get authorities and LARA involved! It’s heartbreaking to think that someone you hire to help with your largest asset can be so cruel and evil! I wish I would never encounter this office!

    RE/MAX agent in NY was selling my house while I lived NC. She allowed people to move in without a closing date. I found out by going up on July 4th and to my surprise my empty house was full. They were not expecting me to make the trip. Of course all parties denied it but with a lock box on it you can't lie to convincingly. Do not trust RE/MAX out of Wellsville NY or Howard Hanna or DBP Realty of Olean. They all denied giving out key to move in but both had combination to lock box. All this without a closing date, money being exchanged or my knowledge. BEWARE of these three shady realtors.

    I have been trying to get a local agent to stop sending me advertising brochures for over a year now and despite repeated phone calls to said agent and apologies and promises to have my name removed from their mailing list I am still receiving their junk mail. This is the second time I have experienced this from a RE/MAX agent. The first time was when I purchased a home from my local agent (who was not a RE/MAX agent) through an M.L.S. listing of a RE/MAX agent, this agent decided without my permission to do to start send promotional items to me.

    It was only after numerous phone calls and then finally in exasperation at my repeated polite requests to stop that I became VERY extreporous with said agent and was finally able to get them to stop. This time I moved to a new town and rented a new P.O. box and these mailings have been coming to my box in the name of a previous occupant and as before despite repeated calls to said agent request them to stop sending these mailings they are still coming like clockwork. The last two times I called the excuse given for the continued mailings was that it was very difficult to and tricky to understand the program that allows them to cancel my address from their list.

    If just canceling an address is SO difficult for a RE/MAX agent what must the complexities of navigating the purchase or sale of a house must be for these people. I can assure you after my last two experiences with RE/MAX agents I DEFINITELY DO NOT recommend using RE/MAX to purchase or sell your home. In fact I doubt you would even want to look at a Property listed by this company even if you are using your own agent. But hey this is just my opinion. You should decide for yourself.

    Very poor handling or none handling of my home listing. No open house, no call backs, no follow ups. Yes house is dated but priced accordingly. I believe since it was a house with large commission check it was ignored. 67 days wasted. If they did not want to handle the house they should have refused in the first place. I fell for the HYPE... From now on remember If it sounds too good to be true it probably isn't. They are the worst.

    My husband and I just bought a house from a man named Zechariah **. It was supposedly in "move in" condition when we placed the bid on it. When we got the inspection report, it showed about 2 dozen things that he listed as being in "poor" condition. We asked Mr. **, through his agent Lisa ** from Remax Advantage in Antioch, IL, to fix the things which were glaringly wrong. My husband and I, and Mr. ** and his agent literally battled back and forth for 3 and a half weeks with amendment after amendment, trying to get some semblance of things fixed or replaced. They refused to fix the roof on the garage, which will most likely cave in this winter with a heavy snowfall. They wouldn't fix or give us a new garage door or opener because, even though it is out of code now, it is not illegal.

    They supposedly fixed the gutters, but one of the gutters has already fallen off, because the bricks they used to hold it in place fell. They refused to replace or fix gas leaks on the water heater or the range. There was an illegal connection on the dryer, which needed to be repaired. When I typed this, July 30, 2018, we had had our gas shut off for 5 DAYS because the gas company was called and saw 3 major leaks (which Mr. ** "conveniently" had gas turned off to the house during the inspection, hence the reason our inspector didn't catch the leaks). We got them repaired on July 31, 2018, ON OUR DIME, because he wouldn't fix them like he should have.

    The bathroom tub was "painted" with the special tub paint to make it look white again, but it is already flaking off. A couple of parts were missed altogether. The shower doors were installed backwards and in addition, they were installed so tight, I can barely get them open to take a shower. The fridge doors were installed with right hinged hinges, when they should be left hinged. The stove he gave us was very old and fortunately, we got one donated to us which is in much better shape. The washer/dryer combo he supplied to us doesn't work, so that will need to be replaced. We got a new AC unit, but only because we agreed to "up the price" of the house to cover about half the cost for the AC unit (the original was in really bad shape and it was from 1989).

    Then when we complained about things still not being fixed (per a second inspection by the same inspector), they threatened to take away our earnest money and be done with the deal, if we reneged on the contract. As far as I am concerned, the contract was made under "questionable pretenses" by the owner and agent. But we bought anyway and now we are stuck with a fixer-upper that we never intended to buy at my husband's and my age. I am a teacher on a teacher's salary and the only breadwinner because of medical issues with my husband. So, we were stuck buying a house which cost us more than what it is worth because it was all we could afford.

    We didn't expect a perfect house, but we did expect to have these very badly needed repairs to be repaired. So, I write this review in hopes of helping other buyers to beware of Mr. ** and also Lisa ** from Remax Advantage. They both work in tandem with each other apparently (from the bit of research I did online). If you work with them, just do your due diligence in researching EVERYTHING before you buy OR make sure you have enough money to buy a really decent house. As Lisa stated directly in an email: "...they are expecting a house completely free of any problems which does not exist especially in this price range." I would never get involved with a "house flipper" for a living contractor ever again.

    My neighbor was put into a rehab center and she gave me permission to park into her parking space with a written notice and the Remax agent stated I could not park there and Mr. Tim ** is the agent. The association was ok with it then this Remax agent decided to go to the POA who is just the representative for Gayle ** and told the HOA that I could not park there despite my neighbor's permission. Basically he stripped her rights to make decisions and I really think this unethical. Mr. ** the agent is supposedly Ms. Gayle ** friend, yet he does not visit her nor respects her wishes. He is the agent to sell the townhome against Ms. ** will. This is truly unethical and so sad. I will never use a Remax agent again with this type of unprofessional unethical behavior. The unit he is selling is ** Vision Terrace in Vision One community in Palm Beach Gardens, Florida 33418.

    Linda ** (Remax) thinks I work for her rather than the other way. In order to make the closing date I needed info for my mortgage broker and my realtor selling my property. My mortgage broker, realtor and I called her, texted her and emailed her with no answer costing me money for delays. She waited until last minute to tell me I needed $2,700 in HOA fees prior to the sale.

    I found the properties myself without her help. Property #1 she did not tell me that it was $10,000 over the appraisal costing me two weeks while my property sold in 4 days, putting me in big time stress to find another property that I qualify for, while having a closing date on my property to move out!! Property #2 in order to close all she had to do is submit the HOA application which takes 7-10 days to process, this was before I drove from Colorado to Florida in 4 days, when I get there nothing is done. Delaying the closing, to expedite the process down to 2 days she was supposed to pay $200, instead she takes her $200 check back and has me pay for her incompetence.

    I’m a recently retired engineer, if I acted like her I would definitely not have a job. She gets paid $6000 for her services, by her actions she owes me. My realtor and mortgage broker can verify everything I’ve said and then some. She should not be able to work with the public, this experience is the worst I’ve had in my entire life and I’m 65. I feel like I’ve aged 5 years in a time in my life where time is so valuable.

    I purchased from Cheryl ** from Re/Max with an office in Hartford, Wisconsin. The second Real Estate Condition Report in 2015, the only RECR I received while showings, indicated that the property had no issues, and the property was sold as move-in-ready. Unknown to me at the time of buying, there was a Real Estate Condition Report from the previous year (2014) that did include that the place had a faulty roof. The leaks were concealed by a drywaller (verified by the drywall company) and the roof was never actually fixed. The HOA maintained a staunch position of absolutely not spending more money on the roof regardless of it leaking in like a waterfall (yes, I have lots of photos).

    They told me to handle it the way they have always handled it which was to wait until the leaking stopped in summer, it dries out on its own and patch/paint over the drywall. I had conversations with both the roofing companies that the condo association consulted with about the faulty roof, and they both verified that the condition of the roof was very bad, leaking, and that the condo association refused their services to fix it (received the report with pictures from one of the companies). With the leaks concealed behind drywall patching, Ms. ** and her seller both verbally and on a legal document said nothing about the faulty roof or that it had been leaking the previous couple years.

    I asked the broker for HOA documents and any repair/maintenance records and was told that I was not allowed those documents until I bought the place. I know that this should have been a red flag, but I was a naïve, single woman, first time homebuyer and everyone was so nice to me. They utilized some very clever sales tactics to induce me to buy a very distressed property. I thought that Ms. **, as a professional, would be honest and actually care that I received what I said I wanted in a property. I made it very clear that I did not want and could not live in a water-damaged building.

    I did verbally ask about any water issues because of a severe mold sensitivity. I was told no knowledge of any leaks ever during the time the Seller owned it the previous 15 years before my purchase. The HOA, after I had water gushing down the walls immediately after I bought it, said that the leaking had been ongoing after a botched roofing job a couple years prior to me buying it. I reached out to Re/Max broker and the seller. They at first denied any knowledge; then the seller admitted in an e-mail to me that she knew of the roof leaks but the drywall company had "fixed" it. I ended up having to abandon the place less than a year after buying it, and wasn't even able to sell it because of that.

    Plus I pulled up adhesive carpeting in the basement that revealed severe foundation damages which caused a potential buyer to cancel his offer when I tried to sell it (adhesive carpet was covering a wide, caulked gash in basement floor from wall to wall). On the RECR I received in 2015, they did indicate that there were some cracks in the walls of the basement but they had been checked and were not a foundation issue. I had a total of five foundation experts check it out and they told a completely different story after a sale was canceled when I tried to sell it. Damages to the foundation were a common element, HOA issue, but they said they would not fix it; and I did not have the $27,000 to repair the building's foundation.

    The Real Estate Condition Report I received in 2015, did not say anything about this very wide cracked, caulked basement floor which was concealed by adhesive carpet tiles, just some cracks in the walls (seller left the carpet tile box with a PO dated for timeframe of putting it on the market). I did ask the broker from Re/Max if I could see any documents the seller had about the cracked basement walls being checked and not a foundation issue, but was denied that information.

    This was clearly a very distressed property that failed to sell the previous year in 2014, with the faulty roof disclosed, so everything was hid and not disclosed to me in 2015; plus, questions were not answered about the property or intentionally lied about. I lost my first home to foreclosure which Ms. ** sold included losing my 50% downpayment. I lived there for less than a year with water rushing in, mold and a very hostile situation with the HOA in unsuccessfully trying to get them to fix common elements of that building. I ended up homeless after buying a property that Ms. ** from Re/Max sold for her friend/relative.

    My husband and I bought a home last summer from this real estate agent that is now with Re/Max no doubt because of the very negative reviews that we left with her former employer, Texas Home Group. My husband is a veteran and all through the buying process Ms. ** expressed how she gives 20% of her commission to veterans purchasing a home. She expressed this several times during the process, and we trusted her, believed her and banked on her promise. Then when it came time to prove herself, she backed out and decided that we had gotten enough money back at closing and changed her mind and when she was confronted she lied repeatedly and skulked off and we never heard or saw her again after we signed the closing documents. Ms. ** is untrustworthy and will talk a big game all through the buying process and then squander off like a coward all the while lying to veterans. Please be wary and do not trust this agent.     Sold my family a quarter of million dollar property. The problem is... It was listed and sold a traditional stick built HOME on about 5 acres. Cons: full of trees. The HOUSE failed inspection, all the windows leaked water into the basement over several years that it was empty, basement has black mold everywhere, sewage septic system failed inspection and has backed up raw sewage into the basement more than once. Then to top it off... It's NOT a traditional style family home, rather it's a DOUBLE WIDE trailer WAS hauled in by an 18 wheeler and sat on top of a concrete foundation and glued together.

    When I found the metal plates under the kitchen sink indicating it's a trailer... We contacted 2 lawyers which they were scared to fight it. The agent LIED and she knows she did. She was never available to talk after the signing of the house. I mean TRAILER. This company is shady as hell. And wouldn't stand behind the altered contract which of course is VOID. This property has costed thousands of dollars just to move in. It should have been bulldozed down and sold as land only.

    ** (RE/MAX Agent) at 2121 Lakeshore Blvd. W. Unit 1. One of the worst realtor out there. Be careful before dealing with him. He will misguide you and misinform you about most of the dealings. Especially if you go to him for a rental property. Rental basement he advertised on his Sister in law behalf. Told us to park on the grass and when we said we are uncomfortable in doing so since it should be interlocked before we park. He said "Your car is not made out of diamond" and canceled our lease agreement without giving possession 12 hours prior to our move in date. He was very dishonest in his dealings and provided wrong information on the AD as well.

    He posted an AD on Facebook on his Sister in Law Behalf and mentioned he is legally appointed by her to do so. He also, collected 1st and last month rent from us on her behalf. Where he did not have his name on the Lease agreement. I would never recommend him to anyone unless they want to be mistreated and misinformed by him.

    One of the first selling points of my dream historic home by the listing agent from RE/MAX was "you're lucky this house is not in a flood zone." I paid for an inspection and appraisal and a private contractor to look at the home I had intended to spend my life in. I had an approved loan and all the insurance quotes and all the hoops jumped through. Half of my home packed and 2 weeks from my closing date, only to find my dream home is in a floodplain. Told by my loan company I would require a certificate for elevation for my loan that would cost me from 500 to 2000. As well as quotes for insurance for 800 for flood insurance and my regular insurance being 1309 a year, I realized I had been taken. Beware 1500 dollars a home is a lot towards a downpayment.

    RE/MAX First Choice Agent Mark ** was the listing agent for a home in Pompton Plains, NJ that we were interested in. After an open house and private showing that Mark insisted on being a part of, we decided we wanted to purchase the home. It was listed as having 2 living areas, with 2 new kitchens... We were looking for multi-generational homes so my Parents and My Family could combine our expenses. On multiple occasions, Mark ** explained how the kitchen could be set and an stove placed with gas lines in the ceiling... never once letting on that this wasn't a legal 2 kitchen home. It wasn't until our inspection that we discovered this... We confirmed with the township and they stated the same as our inspector, it's not a 2 kitchen home, can't have a stove or refrigerator legally.

    So well within our inspection contingency our attorney canceled our contract and requested our earnest money deposit back. That was close to 2 months ago. The seller/attorney claims we are in breach of contract and states that the Selling Agent Mark ** from Re/max first choice explained to us that we would need a variance for this home to be considered a legal 2 kitchen home. That is a blatant lie, we wouldn't have even looked at the house if we had known it wasn't a legal 2 kitchen home, let alone sign a contract. So the seller/attorney is holding our Earnest Money Deposit hostage thanks to the unethical behavior by Re/max First Choice agent Mark **.

    We bought a house in Florida from Aaron **. He is a realtor for Remax in Trinity Florida. He promised to unlock a safe in our new house on the wall that we only discovered the day we did our walk through. There was a picture covering it so we did not notice it until the sellers moved. HE DID NOT take care of that issue. Worse than that, he lied to our home inspector and told him the sprinkling system worked. It was raining. It could not be checked.

    Aaron dead bolted the door to our new house so when we closed and went to our new house we were LOCKED OUT. We called Aaron and he said it was "NOT HIS PROBLEM!" After 2 hours in the 90 degree heat and my sister getting heat stroke we had a locksmith show up. He broke the lock on our house for 200 dollars. We never heard from Aaron again. When you buy a house find a realtor from a friend. Also, in Fl it is as is so if they lie to you it is too bad. We found Aaron on a street driving through neighborhoods and gave him a chance. We suggest you do not do that.

    I contacted a listing for an apartment viewing through Zillow.com, and the realtor, Amy **, from RE/MAX out of Clinton MA, 01510, contacted me. She insisted I fill out a "TransUnion Smart Move" application, so I followed the instructions, paid $35, and emailed her informing I wasn't finished. 6 hours later I get a response stating she "thinks it's rented, and isn't using SmartMove, she's using Zillow's application process." So I was led in the direction of completing and paying a fee for a service that wasn't required. I expressed my concern and noted I'd like reimbursement since she was the one instructing me to do this when it wasn't required. In return, I got a email from her stating she wasn't wrong and there's nothing she can do.

    I mentioned I would be seeking her higher managements contact to resolve this, which is when she informed me she is the locations manager. From a renter, and a professional standpoint, the services I've received have been an absolute nightmare. The application also stated wrong fees and lease agreements. On Zillow, it was listed for 12 month, with 1st/last security. On her application she made me pay for, it was listed as 1st security and month-to-month. Her misinformation is due to lack of detail and assuming. I am very unsatisfied with the results of this interaction, and will never use or recommend any RE/MAX location as a realtor service.

    My wife and I had a very disturbing experience with Northern Virginia RE/MAX Agent Dane **. ** was acting as the seller's agent for a property we were interested in purchasing earlier this year. We met ** at the property during the open house where he informed us that the sellers were not going to consider any contract offers with contingencies and we inferred from this that his message was that if we were planning to do so, we should not waste his time. We weren't, but this tactic to drive a certain type of potential buyers away left us with a bad first impression of **.

    We decided to pass on the house, my wife wasn’t a fan of the kitchen and remodeling it right away would have put us over our budget at the listed price. We had a vacation planned that week and went out of town. While on vacation, our realtor contacted us. She had received a call from ** stating that the owners received a contract that they were not happy with and encouraged us to put in an offer at a "stated" amount.

    We flew back the next day, walked through the home again and our agent contacted ** to let him know we were submitting a bid without any contingency clause and he assured us that no other bid had come in and it would be fine to get our final financial details in order and submit the bid the following morning. Moreover, he promised that if anything did come in, we would let our realtor know so we could submit our own bid.

    Later that evening, our real estate app alerted us that the property was pending. In the handful of hours that had passed since speaking with our agent, ** had received and accepted a bid on behalf of his client and, despite all his assurances, not contacted us for our bid or a counter offer. We were frustrated and disappointed. After all, ** contacted us to put in an offer.

    Fast-forward a month, and our app alerts us that the house is back on the market. Apparently, the contract had fallen through because the buyer had not been able to sell their home in time to close. That same day, we submitted a bid at an amount that ** had made known would be acceptable to his client. Our realtor and ** went back and forth over an addendum that seller wanted to add that was acceptable to us and we were left with the impression that we had a deal and the contract was signed by the client.

    Later that evening, our realtor received a call from ** informing her that he just arrived at home and another offer for more money and a shorter closing period was waiting for him and he was taking it to his client. At no time did ** give us an opportunity to counter nor did he let us know the client decided to move forward with the other contract. The only way we found out the deal was done was when the status changed in the MRIS.

    At this point, we had now been deceived by ** twice on the same property. We were devastated. After monitoring the market for more than a year, this was the house that fit everything we were looking for in a home and nothing has come on the market since that compares with the property. To add insult to injury, the closing cost on the accepted contract was at an amount that we would have met or beat.

    While ** may have not done anything illegal, it is clear his moral code exists within a grey area. I have spoken to other agents that are familiar with ** and this seems to be the general impression of the way he operates - he will lie and make promises he never intends to keep. In short, buyer beware. If you are considering a property that lists ** as the seller's agent, you are likely in for a frustrating process. Do not take him at his word and don't think the deal is done until you have a signed contract in your hands.

    We had an utterly horrific experience with this realtor. My family and I were ready to rent a home this office was showing, despite them having not showed up to show us the home (they sent their handyman to show it when we called, 15 minutes after our appointment with them). We had one small request, and it was one the handyman had already told us was no problem.

    There was a ratty old cheap chandelier hanging in the open dining area that we wanted switched out with one of our own light fixtures. When we met with the manager and owner of this realty company, with security deposit in hand, she flat out refused. She told us that was where the chandelier goes, and we don't get to change anything. We asked her if she would at least talk to the homeowner, as she is just the realtor, and this seemed to engage her. She stood up and began yelling that the chandelier stays, and if we don't like it, we should leave. She then walked out of the room, leaving my family and I stunned. After a minute to collect ourselves, we went to leave, and she was in the hallway, berating us and making fun of us to one of her employees! I have never been treated this way in my entire life. Do NOT pay this company to rent your property, and definitely do not try to rent from her.

    On January 1 we decided to look for a home. After finding a home online that we wanted to see in person called the realtor, Emily **. She was willing to give up her New Years holiday. This impressed us tremendously. That particular home didn't pan out but she showed us our keeper that very day. Throughout the whole process she treated us as if we were the only customer she had. If you need a home in the Columbus, OH area you really need to see her. I think you will be just as happy as we were.

    Following a horrific divorce, I found a house through a friends realtor and had to sign a lease with Remax as the property manager. When I went in I had some legitimate questions. I asked about the financials of the house and the owner. I was assured that the owner had no liens or interest in coming back to live in the house.

    Three months later I was sent a certified letter about an intended walk through of the house by the new owner. When I called Remax, they told me it was sold. Upon further findings I learned that the actually been in a short sale for the last 8 months. I picked the house for many reasons and wasn't planning on moving in a year. The new owner asked me to move and then complained about the condition of the house. It was like that when I rented it and I had pictures. Remax should have not lied to me and I wouldn't have rented it.

    Misrepresenting property, the broker intentionally misleading people. The appliances, the things and furniture do not belong to owner. Unauthorized pictures used, breaking tenant privacy. Broker advertising place as vacant, broke inside while tenant away. Sending people to intimidate and here's my family and my kids. Have a 2 year old and 5 months old. Just disgusted. Putting my kids in danger, using my things like I am a staging company for the property. Yep, so wrong and illegal. This is what happens in Blakeslee, PA. Disgusting. And the RE/MAX customer service don't even answer you. Yep this is RE/MAX for you. Be aware of the illegal practice and bullying. Be aware.

    This should explain a lot. Basically the texts to our realtor. "I have yet to be rude to you. None of my texts are rude. They're straightforward. I am and will speak to the homeowner about how you texted Josh all them things and how the house isn't going to be ours anymore. I wanted a sign paper on the fence before signing. You stated you would speak to someone the other day and never got back to me on it until last night after I texted you. We contacted a fencing company yesterday for the fence."

    "You stated you are off on Mondays which we did not know considering you were texting Josh yesterday and said to us, 'Call anytime you need'. I stated we won't sign until we get paper signed on the fence so you would have to wait till we met the homeowner to get something worked out or something. You are in this for the money, you haven't let the homeowner know everything that is being stated and what you are stating. You are rude and to say I cannot be involved in a house I am signing for blows my mind and I don't believe is right by any means. That is rude."

    Carol ** is very rude. Hardly response and seems to be aggravated every time we have spoken. She has lied and tried to cover up her lies.

    I banked on Ben and lost my shirt. I contacted a realtor BEN ** for a purchase of a house, unfortunately I didn't do my due diligence on him. Ben only does high end sales from 125K and up. Mostly affluent and well off neighborhoods. In addition Ben's communication was nil only when it was convenient for him. In addition Ben almost had me move into a house which may or may not have had stolen Appliances.

    In addition I gave BEN ** the benefit of the doubt and continued as my window of opportunity was going to close and I needed to get a home inspection done. That is when I found out about faulty appliances as well. No serial numbers, no model numbers. I think if a realtor had any integrity, ethics or scruples in their soul they would opt to either work with the client and or refund the Home inspection fee, which was a hefty $400.00. In conclusion I got a home inspection done on a house that had faulty and or stolen appliances, as it is now I can not get a hold of Ben as he is always busy, or not available. Oh wow that's a shocker.

    While listing I asked for 6 months. They asked for 12. We compromised per Charlotte **. They listed for $350,000... I was OK with that. Now they can not sell for that price and want to go down. I have over $500,000 in this home. For the last 3 months they have not had a sale go through this house. They can not sell it for that price. I can not sell it for less so I asked to get out of the contract. They want $250 dollars fee to cancel or I don't try to sell in the next 6 months. I feel like I'm being held hostage and can't sell this house unless I pay them, and they admit they can not sell this house. They did not give me a copy of the contract.

    I called the Riverside Remax and spoke with Deborah **. I had a general question about approximately how much condo fees were. She didn't want to talk with me, so rude and unhelpful! Wow, it's OK if someone honestly can't answer. I understand. I DO NOT understand why anyone would pick up the phone and talk with people without a scrap of customer service. She created bad feelings with a potential client for absolutely no reason. Maybe she needs more rest or is on the wrong meds. It's called simple courtesy! I have purchased more than one home from Remax but I don't know if I'm ready for this kind of behavior for this next purchase. Oh well, there are lots of other agencies around.

    Bought property for more than it was worth per agent. I asked Kris ** of Re-Max Realty in January of 2015 to choose, assist and direct me on buying a suitable property for a flip in Phoenix up to $150,000 and I told her we would share some of the profits as I am a 100% disabled Veteran and had lost money previously. The following email is an example of the math Miss ** used to convince me to buy property for another house she wanted me to buy. "If the house can be purchased for close to $270,000 then we can sell it for around $360,000". That would be a profit of approximating 100%, as a hard money loan of 80% of $270,00 is $216,000 leaving me to pay $54,000 and approximately $30,000 in Contractor costs which is $84,000 and selling for $80,000 profit. I reiterated that I was ok around $150,000 and would be very short on funds if I bought something this expensive.

    On May 6, Kris ** emailed "I have seen over 160 homes in the last two weeks". Now I'm feeling guilty because of all the homes she claimed she has looked at on our behalf. Kris ** selected a house and on or around May 7-15 her emails stated; "2 offers on this". "We can beat them". During a contracted time prior to purchase I was inundated with emails, texts and calls and her repeated comments that "we would make at least a $100,000 in 90 days". I explained that I would have very little money left at that price left and "my financial future was in your hands". "Need to lighten this up and go soft modern, since it is wholesale they will make your $2500 earnest money non-refundable", is an example of her approach.

    On May 18, Kris ** forwards an email to me that she received from seller's agent; "I believe and I'm sure you agree that your buyer is going to do really well on this property. We price our home knowing that they need some work - we are not making tons of money - we leave plenty of meat on the bone for our investors so they're happy. In the spirit of the transaction we will split that difference of $3000 with you." On May 19, I email her asking why we should be concerned with what the listing agent wants as listing agent is texting her about my intent, whether I'm an agent and whether I am playing games. Further on May 18 Kris ** texted me with the following, her broker allegedly states to her "may buy the property after I am done and if he does add $300,000”,“very lucky man Bruce” ,“I got your back”.

    Miss ** told me I would have to pay the sellers commission of $11,000 which I did and then told me I would have to pay a further $25,000 plus to another company that to this day I have not understood. I do not know if they shared that $25,000 plus with Miss ** as I have since been told there is something wrong with paying the sellers commission as the buyer and also a fee to another company that had nothing to do with Re-max Realty that I am aware of.

    I was repeatedly told by other realtors that something was not right when I spoke with them a couple of months after buying that house, worth no more than $260,000 at the time of purchase, much less the “wholesale” price ostensibly of $400,000+ I paid, a whopping $150,000 more than it was worth according to the realtors I spoke with (August 2015 when I had finished the remodel). Some agents priced the property in the $300,000’s. None came anywhere near Miss **’s statement to me that the house would sell for $575,000 after listing at $589,000-$599,000.

    I have met and spoken with the former owner on many occasions and there "were no other offers," despite Miss **’s repeated statements to the contrary. In fact, the previous owner states he couldn't believe that the property was being sold at all much less for such a large amount as he was facing foreclosure. Miss ** statement, "Roof and AC less than two years." (In fact, AC units are 3 and 5 years old, not two.) After her inspection on the re-model where she remarked “turned out great", she refused to re-list the property and refrained from communicating with me. I finally sold house for $10,000 more than I paid for it after spending upwards of $150,000 over a year later. I entered into Chapter 7 bankruptcy and I am now living on Social Security and my VA benefits.

    I own an apt in Margate Florida. I have rented it over the past 20 years with unusually bad results. Even though most paid on time all of the (4 different families) all took some of my possessions with them. The last family who "Wanted to buy it" ended up moving out to another apt in the same condo, 5 months before the end of our agreement and stole all of my furniture. The condo office (Oriole G&T II Assoc.) never ask me for a recommendation and never checked with me for my opinion.

    When I decided to rent/sell my apt I got an agent from Re/Max University Blvd., Coral Springs, that I had used for the last tenant. His name is Larry **. (I call him: Slippery Larry.) I had met him and he "Appeared" to be a nice guy. As it turned out he give me nothing but excuses and stories: I had a problem with a leak left/cause by the last renter, (The **). He said he "Had it all under control". He told me the woman in the apt under mine would not let him and the repair man in to trace the leak (Which she had complained about on two occasions). I did not find out about this problem and he never went to the Oriole office as I had written to him on 4+ occasions. He went in, the first time in the last week of July and told me about the problem, the first time, in late October (About the 20th).

    During all of the time between NOTHING was repaired...I never got an estimate of the necessary repairs. I was lucky that, after the end of October I wrote Larry ** and told him what I think, including: Are you stupid or crazy...Since I never got an answer from any of my mails. One time I told him I was, in fact, paying over $550 a month waiting for him to do the repairs, including the elec. He mailed me back: "If your elec. bill is $550 send it to me and I will look into it." I got really annoyed with this and then I got lucky...He got annoyed at me: Call the, "Attack Defense". (I had made the mistake of signing an agreement for one year, by mistake. I though the agreement was from Aug to Dec 2016, I didn't see it was to 2017.) He quit me...The best thing to happen. Then I found another agent who told me how competent she was, Shena **, Plantation. She went in with a repair man.

    She took photos and made a list of "Everything to repair" even though I didn't need nor ask her for the work. I only wanted to fix the leak and 1-2 other things if it would help rent/sell the apt. i.e. Seal a few cracks in the ceiling and lay down another flooring in one room. She also told me how, "Good I am at getting what I want with people." She asked me for an advance of $200. My wife went to the bank and found out that it would cost $50 to send $200, with conversion and fees, since I live in Europe. Since I had always (For over 20 years) paid everything (Condo Fees/Taxes/Assessments/Repairs) with a check from a USA bank, which kepted it all listed properly) I sent her a US check for, $500, thinking that would make her happy. At this time I was thankful to have her after 4 months with Mr. **. She wanted the money transferred to her account at, Bank of America, or PayPal.

    I look up her address in Google and sent the check to her address. When I told her about the check she got very angry and said, "I am doing all of the work and..." What she was doing was driving to my apt and meeting with a repairman and what "Work" the repairman was to do all the work. The fact that she was not near my apt and had to drive from Plantation was a problem for her, but she didn't say anything, since she wanted my apt to sell and make about $850 or sell it and make about $4,000. She even asked me: "Where did you get my address" as if I did something sneaky. I told her it was from her site in Plantation, FL. No answer. That is the main problem in every case with over 6 different agents, they never write anything in advance to say that they will be away or have a "Personal Problem".

    Another smaller problem with a woman named Mariann ** (Not sure exactly, but something like that.) She contact me on a Thursday, said she was out of town and if she could go to my apt on Monday. Late Monday I got a mail: I looked at my agenda and I cannot work on your apt...End. Nice huh: So, please NEVER sign any agreement with an agent for over 90 days. I think that there is so much competition and stress and they usually don't get the full commissions because they often have to split them with 1-2 others.

    So, be careful and if you meet with them, always bring a witness and tell them to listen carefully to whatever they say and write everything clearly by email. That is not the end of it. If you think the condo offices and/or the managers and Presidents are there to help you you have another thing coming. They are there for themselves and have a long list of what they "Don't do", but they can always manage to interfere and talk about things you don't ask them to do. Good luck.

    I have listed my home with Remax and have had nothing but a horrible experience. The first agent quit and the 2nd agent never responds to emails or phone calls from me. She has been the most arrogant agent I've ever had to deal with. Her responses to any of my questions are derogatory. I have had such a hard time communicating with her. She speaks over me and interrupts me constantly. I've complained to the manager and he is not interested in hearing any of it. He backs her up. I am keeping her because I really need to sell my house as I have another home waiting for me. I will never list with Remax again. I hope I can stick it out with her and that I get my asking price.

    We leased our property through RE/MAX Bracken Ridge QLD, agent Jody ** (last one handling it after being passed around from agent to agent, not sure if they couldn't keep staff or just didn't care who was looking after what). The property was significantly damaged whilst in their care by the tenants or their guests. When the tenants decided to move out on a Tuesday I specifically requested we were given till the Friday to inspect the property prior to bond return.T.

    He property was inspected by Jody who promptly signed the return of bond paperwork before quickly going on leave on the Thursday. I inspected the property on Friday to be crushed at the state of doors that had been removed and now missing, holes in walls and other doors, frames ripped off mirror sliding wardrobe doors, mould/mildew growing in build in robes that required carpets to be pulled up and replaced, chunks taken out of corners of walls. These are the main points I can think of right now.

    I email RE/MAX stating "do not return bond and please send a copy of the exit report". I was replied to by Amanda and Mark ** stating "Jody was on leave now and the bond has already been returned, as we couldn't find the entry inspection report on file we had nothing to compare to". Not sure what we were paying them for if they can't keep the correct records and then basically tell us "tough luck" when the damage was so blatantly obvious.

    This agent took in a family from Borger, Texas informing me that they had to credentials to purchase. I went on her advice and guess what the family never came through with the purchase. In fact, they started to abandon the property and she did not tell me until the last minute. I received a threatening letter from this client's attorney informing me that I owed them money, when it was not the case. The couple that abandoned the home owed me close to $500. The situation was just a bad, she placed a family in my home who had serious civil and criminal judgement against them. She claimed to run the proper screening on them, but failed to do so. These people were dishonest and lived in the home for months as "hoarders." We took them to court and got a judgement against them for non-payment of rent and security deposit.

    In Maryland it is very difficult to get a tenant out even though they do not have the proper credentials. What was worse of all, I went on Connie's verbal advice and now I have serious problems with these tenants in trying to get them out of my home. A good real estate agent works for their clients to protect them from all

    of these things from happening. Guess what. I wish I could say this for Connie, but it was my worse experience with a real estate agent in Southern Maryland. I urge all who secure her services to be on guard and be extremely cautious.

    We recently purchased a house in Arizona. Our experience with the Agent Patricia ** who likes to be called Pete was the best experience we have ever had with a realtor. She was recommended to us by a friend of the family. We called her about a month before we were to fly down from Washington state. I explained to her what we were looking for and our price range. Immediately she signed us into her listing and began sending me homes to look at. We eventually flew to Arizona and we met the next day to go over my really long list. From there we went on an eight day journey from town to town looking at eight to ten homes a day. She stayed with us every step of the way and was very patient with my indecisiveness, as I couldn't make my mind up.

    Finally on the eighth day I found what I wanted. She walked us through everything we needed to do. From the offer, inspection and closing. Throughout these many days she was either right there when I called, or if I had to leave a message, she made sure to always return my calls. She was very professional and just a very nice person to talk with. If we ever need a realtor, after moving to Arizona, in the future it will be Patricia ** that we will contact. Re/Max has found a true gem in this one and I will recommend the Re/Max Agency as well as Patricia to anyone seriously thinking about buying a new home. I only wish she could come to Washington state for when we are willing to sell our home out here.

    I do not write very many reviews but I have had such awful experiences with realtors in the past that it was refreshing to finally find someone who honestly cared about putting their client's needs up front and making them feel as special as Pete did for us. Now I can hardly wait to get back down to Arizona so that I can start the process of decorating our new home. :)

    Terrible experience with Re/Max. I visited a house listed by Stephanie and Jeff ** in California. I saw a lot of problems with the home like scratches on bedroom doors, light bulbs that are inefficient and mismatched, improperly grounded electrical outlets (that did not match one another and were out of code), and dirty floors. Stephanie took it upon herself to negate everything I said and put me down. She began attacking me so badly I had to use mace to get to her to back off so I could leave!

    We have been tenants of RE/MAX Infinity since February 2015, processed by Ben **. 21 consecutive months our rent was paid on time. This current month we experienced financial difficulties, which I notified ** on October 31. I assured him that rent and penalties would be paid in full November 16. What I have received since that time are penalty threats and threats of litigation, not once being contacted directly. I explained to ** in my note that my wife had to change jobs. I am a senior citizen on a fixed income. It may well be true that ** is within his rights to take these actions representing Remax, regardless of the Business Ethics, or lack of. He has now charged me 277.00 in charges above and beyond the late fee. RE/MAX will get their Cashier's Check on November 16, as I keep my commitment. With that said I will never deal with RE/MAX again and will warn others to beware of their practices. Guess the personable Ben is only on display at signing time.

    We rented a house in Ocala through this agency and the experience was the worst in my renting history ever. Through my years of renting, was never denied by deposit back but this time was the first. The house I rented was previously vandalized prior to us moving in. and they lost a lot of money on the house fixing certain things. We took pictures of our move in walk through because they were to have everything done and ready for use to move in. The conditioned we moved into was horrible. They sent a person to clean just to clean the kitchen top cabinets and the bathrooms. We were left with filthy garage, pool, screens and windows. Since we did a far move to Kissimmee to Ocala we had no choice but to keep the place we rented. We worked in the house cleaning up and keeping up the house in good condition.

    We did have issues with the electric bill being really high due to the air condition being outdated and having a hole in the venting which was never replaced and updated. Nicole with the agency is very rude and dishonest. Lied about the walk through and problems. They will not do the walk through with you. They refuse and send the letter in mail to you letting you know. They want to upcharge so they have a reason to keep the deposit. Example the yard work was done by us, the mowing of the lawn and edging, and they want to charge and 340.00 for stating the bushes and trees weren't edged. So that was a lie and besides nothing in the contract states that we have to do anything professionally with the yard. There was a small crack in a plate switch on the wall outlet and they want to charge 90.00. for a 1.00 cover plate. The bottom line is the experience is horrible and they are not to be trusted.

    I found the house that I lived in as a child on realtor.com. I clicked on "request a private showing." A realtor replied by text and asked how he could help me. I requested to walk through that particular house. He asked if I was thinking about buying a house or just wanted to look. I told him I wanted to look because I used to live there. He suggested that I keep an eye out for an open house. I thought everyone that looked was a potential buyer. I thought his comment was rude but didn't say anything. A little over a week later, I notice that there is an open house. I go with my husband, daughter, and grandchildren. We are the first ones there. The realtor overhears a comment I make about the house and she asked if I used to live there and I said yes. She asked if I talked to Luke (the first realtor that texted me) and I said yes.

    She welcomed me in to take a trip down memory lane. The six of us (my family and me) walked through the house and most of the time we weren't even in the same area at the same time. A few other people eventually came to look at the house also. We are there about 45 minutes and then left. About 15 minutes later the realtor posts on Facebook that she needs to vent (even though she realizes that venting on social media isn't always a good idea). She says when attending an open house, she appreciates that I once lived there, and want to take a trip down memory lane, BUT when there are 8 people in your party and she has actual buyers trying to see the house, politely step aside so they can walk past me.

    Well, I WAS an actual buyer. I was seriously thinking about buying the house. She even asked me if I wanted to buy the house and I told her yes. Yet a few minutes later on Facebook she is venting about how people that are not actual buyers need to step out of the way. We were not in anyone's way. We did not even walk through as a party of 6 (or 8 as she says). We split up and walked through the house. She later says on Facebook: "I love talking to the people about how the house and neighborhood has changed. Today's people were just not considerate of the other people trying to see the house."

    The six of us were in no way inconsiderate to anyone in the house. I am just shocked that she is saying that on Facebook. I'm shocked that she even thinks we were in anyone's way. She didn't follow us around, so she doesn't know. And the posting was done during the open house. She didn't even wait until the open house was over before getting on Facebook and posting her comments. I will not do business with her or RE/MAX.

    RE/MAX MILLENIUM (Huntingdon Valley, Pa.) For Sale sign is on property next door to mine - a twin home. The front and back lawns had grass overgrown to about two feet. Vines were growing up the front of the house - it looked liked an abandoned property. I telephoned Jennifer **, Agent's name on the sign. Holly, the secretary, said she's out of town and it's not their responsibility to mow the lawn. She stated the property is "under contract". Was rude and sarcastic - suggested I complain to the City of Phila. if I'm unhappy about it.

    Today, my son, at our expense, mowed the lawn, using our gasoline and his time and energy in 95 degree heat. I called the office again and asked we be compensated, stating to Holly the least she could have done yesterday was offered to call the owner and see to it this got taken care of. I would NEVER USE RE/MAX services in a thousand years, since while it was up for sale, the landscaper came regularly. Since they now smell their money's on the way, to hell with the condition/appearance of the property!!!

    Was going to sell farm in Sweden, this farm I owned together with another person. He did not want to use estate company so I bought him out to this I used the Swedish company. They charged me 15000 kr se for having the meeting and do all the paperwork. And they also promised me to sell the farm within a year. What happened was that they made a mistake in the contract. They forgot two of the properties, this farm is 3 properties. The owner which I thought I bought out did not want to sign the contract, he decided he wanted more money than agreement. But the reason why choose a estate company is to avoid things like this to happen. I have given them now 2 years to clear up the situation. What can I do?

    We had our property listed with Remax in Cotacachi Ecuador! 4 weeks ago we received notice that we had an offer. It took her 3 days to finally submit the so called Intend to buy! I have never seen before such a plain sheet to purchase a condo. Anyway we were skeptical then we received after numerous e-mails asking a copy of a $5000 deposit into the so-called trust account (there is no trust accounts in Ecuador).

    So short on time we had to move the closing day to August 17. We booked the tickets and went, before I wrote her an email asking if everything was ok. Yes we are ready. On Monday the 15th we had scheduled a meeting expecting a bunch of papers... Well she announced we wouldn't close on the 17th maybe on the 19th the day of our return to Canada. Why apparently a setback at the Municipal office also we had to pay a capital gain tax which we had looked into and normally would not be applicable because the transaction was supposed to go outside the country. She couldn't even tell me how much this tax would be.

    We told her that on the 19th by 10 am the funds needed to be there and we would sign the papers over. On Thursday the 18th we received an e-mail stating that we should pay $ 3884.00 at 8 am then sign the papers over and the buyer would then make arrangements to transfer the funds. What first of all how can you pay for a transaction which hasn't even taken place? Also in the contract she made with the buyer, it stated Buyer pays all lawyer and closing cost. We informed her that the buyer has to pay this well needless to say we received another e-mail the buyer would not pay and would revoke the offer.

    We looked further into the matter Finding out that the buyer changed the purchase amount that where the tax came from that the Realtor is not licensed hiding and operating under the Remax banner. We were told under normal circumstances that the Realtor would have to pay the amount. Since the contract she made was only in English it really has no legal binding in Ecuador. They have no knowledge whatsoever all they see is the Commission. Buyer/Seller be aware. The transaction was supposed to be happening in Cotacachi Ecuador.

    My realtor **, who was working with RE/MAX Performance Realty Inc at 1140 Burnhamthorpe Rd. West. The real estate agent representing the buyer was **. This family put a firm offer (non-conditional) for the amount of 1,160,500 on the home. Since their offer was non conditional, I had expected my agent to confirm their identification, information, and able to confirm whether or not they had their finances for purchasing the home figured out.

    On the day of the sale, I confirmed with my real agent and the buyer's agent to confirm that the buyer has been pre-approved for a mortgage and that everything has checked cleared with a real estate lawyer. ** notified me that she has seen the paperwork and gave me the word that the family would be able to purchase the house unconditionally. I passed on other offers and agreed to sell the home to this family, following the advice of my agent, **.

    They left a $30,000 deposit with the agency, and since that time I have spent substantial funds for renovations, cleaning, moving, and everything of the sort. I was looking to purchase a house myself at that time, and ** had informed me originally that she could get that $30,000 deposit and pass it onto me so that I may use it as a deposit to purchase a new house.

    At that time I signed an agreement, ** gave me guarantees at the time that the transaction would be smooth easy and trouble-free, as she checked everything out and knew the family. She asked for 5% commission on the sale. As you can tell I trusted her help, she informed me she had been an agent for the past 15 years. However shortly after signing all the papers, I found out she had actually just joined real estate, and that I could not access the deposit that had been placed. Shortly after the sale, she virtually disappeared... not attempting to help me find a new property whatsoever.

    Over a month before the closing date, our family had attempted to get a hold of the buyer's agent to confirm that there hasn't been any issues, and to confirm that the finances were all fine. Every day we had to call him and his office, and he finally responded back after some time and confirmed with us that the buyer's family was all ready to move in on the 16th of August, the closing date. Last Thursday on the 11th of August, my lawyer called the buyer's lawyer to make sure everything was in order, and their lawyer informed us that he hasn't heard anything from the buyers and apparently they never had a pre-approved mortgage to begin with.

    Our closing date is the 16th of August, and keep in mind that we had essentially already moved out at this time. My agent notified me only a few days before the closing date that now the family would need an appraisal because she made a mistake, and they never actually had a pre-approved mortgage. ** not only handled this situation unprofessionally, but she blatantly lied to my face multiple times in order to make a quick sale. She fed me false information multiple times and took on a very hostile attitude once I began to question her. She also repeatedly gave the wrong times and dates for the appraisal visit on my behalf and my lawyer's behalf. I'm not sure what her motive was there, but at this point it seemed everything was just taking a turn for the worse and my agent was only trying to make my life harder.

    I am giving my honest opinion on my experience with Ralph **. We were selling our exquisite condo in Marco Island, Fl. He was our real estate agent for a year and a half. The condo took forever to sell. We had very few showings. It finally sold and the closing was July 26, 2016. I was requested by the Citizen Title Company, which is owned by Joanne ** wife to Ralph **, to finalize the closing from my end which I agreed to do. The closing documents were approved by my Estate Attorney as they were presented to me a week before. The numbers were approved and that was my understanding.

    At the closing I had the most horrible experience. Unbeknownst to me, the Citizens Title Company added another $300.00 to the closing cost. Even Cheryl **, who oversaw the closing papers with me, did not know what the $300.00 was for. After reaching Joanne ** by phone she said there was more work due to my "Trial". I argued the point. Very unhappy I signed the papers and asked to speak to Ralph ** to discuss my disappointment. He did not address the issue by side stepping it referring to his commission amount which was agreed on in February 2014.

    I still complained very lady like. I was then mortified by his behavior. This grown man acted out in front of me and Cheryl **. He stomped out of the room, waving a piece of paper, and I quote "Ok Musette, I am sorry we ever sold your condo for you". Horrible business, frightening presentation and truly an awful experience. To add insult to injury, we find out it was "sold" by a friend of ours who knew how spectacular our condo was not by Ralph's presence. I believe I have made my point. Not a happy ending.

I am renting a property from them and their property manager are very rude and disrespectful, treat like we are criminals and always saying that we will give bad reference when we gonna buy or lease new property. However, that was my last mistake and will never take property through them.

    As a first time seller and hopefully the last, beware of any ReMax agent calling to show your home. Some of the most arrogant and obnoxious people working in the real estate industry. And if your family still lives in the home as mine did, even worse for the seller. When ReMax calls, they expect everything to come to a hault for them, and your life and families life is now meaningless. They expect you to stop what you are doing, even a meal, because as one told me, 'I have a ready buyer who has other commitments, and if you want to toss a buyer out, that is on you.' I hardly saw $100.00 bills hanging out of pockets and a pen in hand ready to make an offer.

    Yes I did park off in the distance so I could observe this tribe when it arrived. Four kids with mommy and daddy, why would you even look at a 3 bedroom home, unless you plan on stacking your darlings in one room like storage boxes?? And lit cigarette butts tossed on parched dry ground because the clan arrived well ahead of the agent, who was not observant at all, and spent a good deal of time playing with the almighty cell phone.

    The biggest problem I see with most agents in general but more so with Remax agents they think with their checking accounts, see nothing but dollar signs and truly could care less about anything else along the way. I would think that taking control of your client when on someone else's property would be a top priority, but not for them. I even came home once after a ReMax agent had shown my home to find my bathroom had been used!!! And don't bother calling the agent or agency for an explanation or an apology.

    A tight little club, that covers each other backs and sticks together like a merry band of thieves. I banned one ReMax agency from ever setting foot on my property again even if the buyer did have cash hanging out of all pockets. They thought by whining to my agent that they could work around me, but they found out that I STILL OWN THE HOME and have certain rights as well. And what Remax needs to learn is yes home owners do eat dinner between 4:30 and 6:00 p.m. and we will not vacate on 30 minutes notice. Get control of your client, and not the client you as seems to be the case. Because they have a pending preapproval for a mortgage, doesn't mean you pile into a car and run from county to county looking at houses and annoying owners all times of the day and night.

    Find out how many rooms are needed, how many young kids, and educate yourself on what you are showing and the surrounding area, not just hand them a print out of the listing sheet, and turn them loose on someone's property, as you are standing there texting or babbling on your cell phone. And sellers lives are just as important as buyers. A buyer has no priority over a seller as far as being busy, on a schedule other commitments etc. Seems that with this company it is always "Me, Me, Me, Now, Now, Now". Never got involved with ReMax and never ever will. Absolutely by far the worst and most arrogant people in the U.S.

    I sold my home under the contingency that the buyers could move in once I was able to move into my new home. So I thought, The agent was also my friend. It's my fault now that I didn't read the contract. Escrow closed on my house sold but not new house. I was in the middle of packing as it was too close any day but the new owners showed up and wanted me out in five hours. My realtor knew this was going to happen and she did nothing to stop it. She could have asked for more time something. She just stood there. The new owners went outside and my realtor was walking around my house doing nothing so I told her to leave and not come back.

    Why did she fill out an extension or something. She knew this was going to happen. What other reason why she was at my house? Just to watch them threw me out. If she would have told me I would have been out. Since I told her to get out of my house she uses that as an excuse not to communicate with me. I had to get crappy movers who ripped me off on such short notice, get a storage unit and move into a hotel with my dog and cat.

    Why would she tell me this was going to happen. I have asked her a thousand times why she didn't tell me this was going to happen and she won't answer me. Why won't she tell me. It was the worst week of my entire life and I thought she was my friend. She had gotten paid and didn't care what happened to me after that. Her name is Cynthia ** from the Diamond Bar, Ca office.

    By reading all the reviews, it makes perfect sense that REMAX agents are cheater and Fraud. I made the biggest mistake by working with REMAX agent in Fremont CA. Excuse my language but he is ** fraud, he did not keep any of his promises and when I ask him for any progress, all he had was just lies, Every ** time.

    This was my first home buying experience. This ** Remax agent made it the worst experience of my life. I gave him total 6 weeks of time to fix the things which needs to be repaired before moving to my new home. Every week I called him for the progress and he was like "this thing was done, now we are working on this." But when I visited the property nothing was done, Nobody didn't even go to the property. I gave him another chance and same ** again and then another chance and again same **.

    The best thing which I did before giving him last chance was I asked him to write me a check for all the repair cost and put the 2 weeks later date on the check. He only wrote me check for the major repair and he said he will take care of everything and get his check back before time. I again trusted that ** and got only major repair check and guess what, same ** happened.

    On the day when the check date was due he called my realtor and asked him for more extension to complete his work. I cashed the check 1 day later than the due day and told him to back off and pay for the rest of the repairs. He argued with my realtor and told him and he is the one who played dirty. My realtor told him not to send anyone on the property to fix anything, He ignored and send some guys to property to fix things up. But I did not let them in. Now that ** do not want to pay for the rest of the repair bills. So, do not trust REMAX agents, DO NOT WORK WITH THEM OR HIRE THEM.

    Kimnemeth is a very dishonest agent. She contacted me from my craigslist ad for my. Promised she could sell fast and for more money. She did not complete the closing papers and went on a cruise. She apparently passed it off on another girl at the closing company continental titled. Finished our part at 830 am. 7 of the closing assuring us the funds will be wired by 2pm. Then both RE/MAX and the continental asking my wife and I to swear out an affidavit that was 100 percent lies and they wouldn't do it. They wanted us. This drag out the closing to the close of business. We were lied to by staff management. Everyone who work.

    Then I called the other closing company and was informed remax's closing campaign did not send the paper until three hour prior. Twice I was told by one on the last liar and she said they had the money wired to them and it should be in our bank anytime. But the truth was they lied again and no more could be done till morning. How can people like these crooks play with people's life and homes just because they have no sense of fair play. Kim ** should be fired for lying her ** off then booking out on a cruise so not to catch hell. It would a human thing to do is at least give me a call and tell me why you screwed me. But I'm sure if she does call it will be yet another lie from companies to urge their customers. They break laws so they can bypass the legal means to do. If I had the say that company would only be licensed to sell dog houses.

    Unfortunately I have had to deal with Re/max Portugal. Complained to their central office over and over again and was never dignified with an answer. They simply do not care, if something goes wrong, you're done. Their representative signed a contract with one of the heirs and over 3 years never bothered to contact or inform the others of the state of the work Re/max was doing (which was absolutely NONE). Then, when a buyer appeared through another agent, Re/max made sure they collected their commission, but never bothered to respond. The contract was illegal and no service was ever paid to any of the heirs, the agent did NOTHING to sell the house, except making sure he got his cheque. Shameful, I do not recommend Re/max at all.

    Hi, I am having issues with RE/MAX Agents ** and **. While represented by **, it does not seem like she is interested in reaching a positive solution to the issue. I called ** on April 25th. 2016 and left her a voice message explaining to her the issue and the need to communicate with her. It is now 26 hrs later and no return call. I will give the broker a little more time to call me back at which point if it does not happen within a reasonable time, I will provide specifics on the issue and alert the public against obtaining the services of a team that lies and deceives honest hard working citizens. Furthermore, I will place plenty of additional reviews through other social media. I was told by the agents that 6 months contract was their recommendation versus my request to make it 3 months only.

    I listed the home ** beginning of March 2016 and agents only conducted 1 open house for one day on a Sunday. They sat here in my home telling myself and my wife that they were not difficult people to work with and they would work with us to cancel anytime we decided not to sell our home. We were lied to and now the Broker is ignoring my call to try to come to a positive solution. RE/MAX office is located in Upland, CA. @ 121 S. Mountain Ave. 91786. 909-949-8744.     I am embarrassed to admit this but I did not have an inspection done. Jeff from RE/MAX said it would save me money and the house was remodeled and looked great. Well it does at first glance, but I keep finding duct tape holding things together. It was even holding the handle on the dryer door - which was partially covered by the curtain during the initial walk thru. I didn't notice the duct tape holding the screws in place on the garage door, or the outside drain pipe - it was conveniently covered by snow at the time. There's even duct tape on the outer door on the living room. And carpeting looks nice everywhere, but I am now noticing the dips in the bathroom. And the shower that wouldn't work properly - whoever installed the new fixture left an old washer in the pipe. There's a large amount of duct tape covering the vents coming out of the furnace.

    I feel stupid. I am a first-time home buyer, and really am worried that the so-called remodeling job is nothing but a cover-up. And the porches while very nice, the paint comes off so easily, like it was a quick cheap cover-up. In general it is not a bad house, but I think I overpaid. Oh and the neighbor - again couldn't tell during the wintertime but it's disgusting, he collects scrap-trash is more like it. So for the last 5 months I have to look at a big ugly dumpster that he never fills, while his yard accumulates rusted old lawn mowers, bikes and appliances. And the grass has only been cut twice so far this summer.

    There are many things to say about my experience as a tenant dealing with a property manager from RE/MAX, Seva Roberts. I mailed post-dated checks for this guy for the entire year from Sept. 2014 till Sept. 2015 since I signed. I like to give my property the benefit of the doubt and make it easy for him to receive the monthly rent on time. However, there are many reasons that show clear disrespect and negligence from this person. First of all, he convinced me to sign a deal for 2 bedrooms on 5725 Agronomy Road for 2500 a month excluding utility. I was basically paying 2600 every month, while my neighbors living in the same building are paying 2300-2400 for the same size 2 bedrooms. But, we can skip this one because you know, kudos to him, I signed. It was my decision to sign and he is not blame in this point (still feels unethical though).

    Second, I had issues with the toilet and light bulbs and the guy was very unprofessional. He did not respond to calls/emails on time until weeks after. In addition, when he did show up, he was farting loudly in my apartment with utter disrespect. Third, as I was in my second year of a new lease, the property was put on sale and I was forced to have others enter my home for several weeks for it to be sold, so that these realtors make commission money. I asked him to select a new buyer who is willing to invest with me a tenant since I have bought lots of furniture for the place equal to 7000 dollars. Now, the house got sold, thanks to my furniture and the freedom I gave to the realtor to bring as many people as possible at any time to see the place. I was basically the best tenant a landlord can ask for, really.

    Guess what? The house was sold to someone who wants to move in ASAP. I had a lease to protect me till the end of August 2016, but during that time UBC residence is difficult to get into as a student, so I decided that I must move out ASAP. I did move out and was forced to forfeit my furniture since moving them would cost me a lot and the new place I found doesn't even fit them. Therefore, I sold my furniture to the new owner who likes the furniture for 1000 for everything, because the new owner wouldn't accept anything higher.

    Fourth, because I was leaving, I brought home cleaners for 150 and a professional carpet cleaner for 100 so I can get my deposit back on time when I leave. I left the unit at the end of May. But guess what? I had some rotten food in only one locker, really small amount that was left by my roommate, not even my stuff, and Seva Roberts decided to charge me 200 for that. Imagine 150 + 100 + 200 just because I want to be a good tenant and a good human being. Today is the 8th of June and I still have not received my deposit which could have been returned to me on the 1st.

    Now, if this guy does not return my deposit money before June 15, he is violating the tenancy act and I will sue him, and hopefully make him lose his license, not for revenge, but because I don't want other tenants to deal with this kind of person. These kind of people abuse you the moment they realize you're a good human being, they want to rob you as much as possible. It's disheartening. Anyways, I felt like sharing this so that people are aware of what kind of property manager he is and be aware. Happy summer everyone.

    Back in March I had put my home up for sale. While I am not using RE/MAX directly after what I recently saw I am wondering how they are still in business. On Saturday May 14 I came home and found 2 would be buyers in my home alone. Their realtor was not around since he had to go to an inspection. And today I heard the best part. The person did not know what a home warranty is or what it does and yet he is working as a realtor. This sort of reminds me when I was doing legal finance. When I first started the stock brokers pulled some cute stuff but this takes the cake. If I ever opt to sell a 2nd home wouldn't go anywhere near this company.

    They say they inspect and fix the house before they sell. They say your house will be safe. WELL they LIE. My husband and I and 3 children bought a house from these evil people and they will sell you hell of mold! We were in Our house for less than a month before every last one of Us were ill with breathing issues and going to Urgent Care. I called them literally crying and they said I would have to prove that the mold was there before I moved in. I would also have to prove that the seller and them the selling agency knew about it. I would have to prove that they knew of the mold. How can You not know of mold in a house? It smells horrible. They told Us not to worry of the musty smell. It would go away as soon as We moved in and lived in the house for a while.

    A month later the mold is stronger than ever and We are weaker than ever. My husband never gets sick - NEVER. He is the like a walking antibiotic. He has pneumonia from this house and it's mold. My daughter 9, My younger Son 7 and My 18 yr old Son and myself all are sick with coughing, migraines, shakiness, weakness and fatigue. They do not care of the health and lives of the folks they sell to. They just sell, sell, sell.

    I told the man on the phone of my children's illness. His reaction is "you have to prove We knew that." Not "I am so sorry. We need to get this resolved for you. You have to prove that we knew about it." His name is Scot **. He works out of the Roseburg Oregon office. What an unfeeling, terrible person to not care about babies getting sick! "You need to get an attorney Ma'am and prove that we knew that there was mold in the house that is making you and your babies sick." I told him "We do not have any more money. We spent every dime on this house and I do not want to stay here with my children getting sick." "You need an attorney Ma'am. You have to prove that we knew. You have to prove that the inspector that we hired lied to you." I am sickened by the immoral, greedy behavior behind this individual and the company as a whole. How could you sell a house of toxic mold to a family with children?

    Am feeling like and need to write this after the complete process. When we started the home buying process I was in trust with these guys that they will help. At the same time was also cautious not to believe but they made scenarios/environment to make you do it. From bank loan officer to the buyer agent will have internally very good tie ups. Do not believe them at all. What they are saying ultimately they do business with you. Once deal is over they don't even consider you for anything. From RE/MAX I got a buyer agent who recommended by bank loan officer. Buyer agent name starts with Mark... (From Rockville, MD) A bald fellow. Please DO NOT, DO NOT, DO NOT believe them a bit. All they need is business with you. They don't care about your emotion or anything or your money. Hope this helps somebody and will be careful. Will not go to RE/MAX. Never, never, never again.

    Horrible horrible. Don't even waste your time LANDLORDS!!! You think they are showing your apartments to get you a tenants. Every time I have responded to a listing no one ever calls or emails me back from this company. Also was promised an apartment was approved, had the deposit. And since the realtor didn't do her job I lost it. And they charge the person renting a fee!!! For what? When you are the one making all the calls and sitting around waiting for nothing...     Leased a home from RE/MAX and was promised after the current resident moved out, the home would be painted, cleaned and repairs completed as needed. Upon move in date visited home and nothing had been touched after previous resident moved out!!! Floors dirty, carpet stained, pool area nasty, 12 light bulbs were blown, garage door did not open with remote, microwave door broken and air conditioner had the same filter from 2 years ago etc... I had to move in since I had given notice to leave my previous location and have been fighting ever since to have repairs made. TERRIBLE COMPANY!!!

Well while we did everything on our part to get the home Re/max agents roxanne ** and matt ** in sewell nj did nothing to please us. In fact they are very unprofessional agents with organization or reality skills. They lost a cashier's check for down payment of we thought future home. I am just so disgusted and upset that they could ruin something in someone's like as big as this losing our home because we left our dreams in the hands of inconsiderate incompetent idiots.     Had a very bad experience with aggressive agents using immoral sales techniques. Both agents worked out of the same RE/MAX Queen's Harbor office. The agent for the home I was purchasing was also the owner of the home representing himself, Mr. Patrick **. On the date of the sale, Pat ** had not moved completely out. As a result, I had to store my items for two days after the hard sale had occurred. Pat Day lied about state the home would be in for the move, and rooms that were to have been painted by verbal contract were left unpainted and with broken closet doors. The home was left in shambles, unclean, and Mr. ** literally left a live rabbit in a cage on the back patio. A catbox was left with excrement in it and the home smelled of urine and feces.

    My agent ensured me during the day of close that a walkthrough was not necessary and I should focus on making my home (being sold) was completely clean, moved out of, and presentable for my buyer's walkthrough. The biggest surprise was finding out that Pat ** entered the home during this 2-day delay, against my explicit instructions not to, and removed items left in the home. The police were called and he was issued a citation for trespassing and illegal entry. My unexpected moving expenses as a result of Pat **'s professional negligence exceeded $1100. The agency's miscalculations of monies needing to close cost me an additional $15,000.

    Complaints to the agents and the broker were filed within 15 days of the close with no response. After many emails, calls, and a personal meeting with the broker the agency finally answered 3 months later. Their response? I should "thank the agents for their hard work in making my new home possible." The broker, Tami **, was in possession of pictures of the home and the police report involving her agent at the time this decision was made. I cannot imagine a worse scenario of selling and buying a home and the handling of this transaction was the most unprofessional experience and could be considered criminal. Thanks to Pat **'s actions it actually did involve criminal behavior.

    I looked at a property to rent in Rehoboth Beach, DE. I was told by the realtor it just came on market and it didn't have any other applicants. He told me he would even hold off on showing the place for a day for me to think about it. I asked if the owner would come down from 1650.00 to 1600.00 a month. He said, "It wouldn't hurt to ask". Another realtor called me the next day and told me in an email that she in "confident" the owner would come down but for me to get the app in asap. Along with 50.00 apt fee. I did. They pulled my credit and my score is almost 800. They called my references and they all came back good. Should be a no brainer. The manager Heather called and said there is no way the owner will go down to 1600. He has a line of people wanting this place including him showing it on Craigslist himself. I had been on Craigslist for 2 weeks and never saw his place listed.

    Heather was rude and asked me questions like, "Where will your parents sleep?" Why is that her business? I am divorced and my parents live me, so what. She made comments about her realtors that were rude saying they had no business telling me anything about the owner dropping the price because she is dealing with him not them. She also made a comment that was word for word, "There goes George opening his mouth again when he shouldn't be," when I told her he was giving me a day to think about it. Very rude and unprofessional to speak like that about her employees. I sent Linda and George an email about the place and asked one of them to get back with me about the place because she was rude. Heather called me back and put me on speaker phone and while George and Linda listened denied everything I said about her. She said she wasn't rude and didn't say those things.

    Then Heather said the owner had to think about it because he wanted someone in by April 1 not May 1. I asked why I rushed over the check for 50.00 because George knew I needed a place for May 1. Heather said she asked the owner to take 1600. And he said no. I said, "Ok, let's move forward anyway." But because of my "unusual" circumstance of living with my parents. Now it's the move in date is not right for him. I have been misled by RE/MAX and the honesty is not there, either. I don't know why the owner would have turned me down or even had to think about it when I would have been perfect. I am not sure if she even presented to offer to the owner.

    We decided we wanted to purchase a home in Highland Creek, Charlotte, NC and had Wendy ** with RE/MAX at Concord referred to us. Everything went ok up to 3 days before closing. She (Wendy) chose the attorney and the attorney couldn't get the figures correct so after paying closing we had to redo the monies. Wendy then wanted us to remove the trash the sellers left and we are stuck with it. Then we asked Wendy about 1 of the 2 garage door openers were and all she could say was, "What do you want me to do about it?". She collected her money and forgot about us. Would NEVER recommend her and if that is how ReLax functions, then stay away...

    We were looking for a home and decided to hire Jennifer ** and her spouse who is also a realtor. The entire experience was a nightmare as we felt like they worked more for the seller and less for us. They were impossible to reach by phone and only seemed to want to correspond by text and email. We had a problem with the home. We were buying septic tank and Jennifer hadn't a clue about it and consistently gave us wrong information &/or would backtrack or double speak. The woman and her husband didn't know that the septic tank doesn't get pumped on inspection but is in fact done separately and at extra charge.

    They didn't know that both I and my spouse had to be at the closing. So, my husband thinking he was the only one that needed to be at closing because the loan was in his name shows up without me, only to find out through the lawyer that I did in fact need to be there to sign some documents in regards to the title. Something our realtor should have known and conveyed prior to our closing date. My husband had to finish signing the documents and then drive back to our rental to get me (our child's car seat was in the vehicle he drove to closing), to drive all the way back to lawyer's office so I could sign the documents. Our child was sick, it with being such short notice I didn't have time to find a sitter to be with them. Our poor child was hacking the entire time we were at the office. Jennifer ** did offer to pick my child and I up, which I declined seeing as I didn't trust her.

    The icing on the cake was when we first met, we specifically told her and subsequently her husband that we didn't want a home that was in a HOA &/or deed restricted neighborhood, as we wanted to have a couple of chickens for a pet/eggs. They specifically told us that our new home wouldn't be. The day we met her husband to look at homes, that was first question I asked at each property. Again, he reassured us that they weren't.

    So, we found a house that we liked and decided to purchase it (under the impression that there wouldn't be any restrictions), but come to find out at the closing our new home is in fact in a deed restricted neighborhood. My husband informed me of this while we were driving back to the lawyer's office. Needless to say I wasn't too happy, but the lawyer said that owning a couple of chickens shouldn't be an issue and what can they really do anyways. Yet rule number 6 on the deed restricted clearly states no poultry or livestock is allowed by the homeowner.

    Also, our realtor Jennifer ** didn't even have the face to be there when I signed the paperwork at the lawyer's office. She simply texted my husband saying "sorry". We wouldn't have even made an offer on the home if we would have known this information. The downpayment/closing costs was all done via wire transfer prior to closing, so we felt like we couldn't have backed out of the sale even if we wanted to.

    We love the home and are making the best out of the situation and are elated that we will no longer have to deal with the incompetence by both Jennifer ** and her husband. But we were cheated and mislead into a situation that we would've backed out of if we knew the circumstances surrounding it. It's evident that Jennifer ** and co. were only looking for a commission and they didn't care if they had to lie to get that commission. They didn't earn a single penny of it and I hope they receive at least a reprimand for their actions.

    I contacted a realtor in Hagerstown, Maryland yesterday. I asked "Is the property available for showing". The realtor asked (with a questionable and assuming tone of voice) if I could afford the home, if my credit was good, and if I had been pre-approved. The tone in which she used lost her a buyer. I sold a home in Virginia previously and could have literally put half down on the Hagerstown home. Please change your approach to potential buyers.

    We put a contract on a house and the agent for the seller was Cameron **. We asked up front if there were any disclosures we needed to know about and were told there were not. At our home inspection our inspector found an electrical box that does not meet code and suggested the house was a flip and probably done without permits. After some research we found that the house was altered from a 3 BR, 2.5 bath home with unfinished basement to a 4 BR, 3.5 bath home with finished basement and remodeled kitchen.

    We asked for copies of the permit and found out there were no permits and the owner refused to get permits. We opted out of the contract and let the agent know that they need to sell the house "AS IS" and disclose on all future MLS listings that the house needs to disclose that it has "one unpermitted bedroom, one unpermitted bath and an unpermitted finished basement" as stated by U.S. Law. The agent went ahead and re-listed the house without any disclosures. Very unprofessional and negligent.

    I bought my first home through this agent, it is a fixer upper. I had zero experience at that time of how to buy a house so I called this agent after a friend referred me to him. I told him I am placing my trust in him and I want him to guide me step by step through the process. He referred me to this 1000SF house that has been on the market for more than 16 months. He also referred me to a loan shop that gave me close to 9 interest even though my credit score was over 800 and the interest at that time was around 6 percent. On top of it they made me pay points to lower it to 8 percent. I paid 110k.

    I changed the roof, all the plumbing, all electrical, driveway, windows. The garage needs to be demolished and build a new one to be built. The kitchen however is another story. It is the same kitchen since 1955 with a couple of cabinets. I can't remodel that kitchen because over the years the floor of the kitchen has settled and it needs to be leveled which is complicated and it might work, it might not. I did hire an inspection company that this agent referred me to and gave me the phone number but just like the loan shop he referred me to it too -- went out of business.

    Also the house was a rented house when I bought it. The owner in the disclosure sheet put a line diagonally on the sheet and left it blank saying that he does not know if anything wrong with house because he does not live in it even though he was the owner. This was strange to me but this agent advised me that it is the law. This did not make sense to me . Also he said that the seller will pay that winter taxes but I ended up paying them and when I called him about what he told me, he denied.

    I did file a complaint with the Real Estate Licensing Department against this agent but they responded to me that the paperwork looks correct. I have the option of hiring a counselor so this is an option that I have and I am looking at this option now. One doesn't simply file a complaint with an official state licensing department unless there is a cause, and I do have a cause. The kitchen floor in my kitchen is still the same as I bought it and I have all the papers about the owner refusal to disclose the condition of the house because it was a rental house. The Department of Licensing said all the paperwork is correct of course so now he is using the dismissal of that case against me.

    Do not trust Christopher ** or any of his team. I do not want what I went through you face the same thing. I had to cry for nights and days. He was the actual agent in the house that I like to buy. So Chris was presented both side. I did not know that I hire my own agent to present me. So the actual price of the house was posted every place $184000. As soon as Chris ** know that I like the house. The next morning he change the price of the house to $199000. He send me electronic offer for $205000. I was stupid I sign the contract without reading it. He did not protect me at all in the contract. So in three days he change the price of house $17000. Chris ** I called 100 times his voice mail was responding. He never give me his actual cell phone. Chris ** never listen to me.

    I hire professional Appraiser, home Inspector, Termite inspector. The house has Termite lots, all the windows are broken, lots of lists need to fix. He is telling we can not fix anything so I have to pay another $20000 to fix everything. He know that I like the house and location so used me. Please do not trust Chris ** or his team. The house that cost $175000 he sold on me $205000 without fixing anything. The house was not in action or short sale or anything had original owner. On the time of closing he went in vacation I had to manage Inspection on everything. Chris ** just love to collect money. Chris ** never listen, never care about any one never respond your call and never there when you need it. I had to spend so much money. I do not want to happen to you the same thing. Please hire your agent who can be trusted.

    A fellow agent referred this family to me because she was going out of town. Her clients were in need of a rental in Columbia, MD. Researched homes in the area. They wanted to live and went and met the family of (5). Showed them (4) homes and they like one. I called the agent to tell him I had a family who were very interested on his rental. The family wanted to take the rental application and filled them out themselves at their home; since they were very close to the RE/MAX agent' office, they dropped the applications, and application fees. The RE/MAX agent called me to meet at his office and go over the lease and for the family to bring the Security Deposit and the first month rental. Keys and instructions were given by the RE/MAX' agent as to a list of items to be repaired, which they did, and everything went along, except for some items that needed to be taken care by the Agent, who serves as landlord.

    According to contract, the commission is due to my broker within the month. The lease was signed end of August, family move in Sept. 1, 2015. As of today, the RE/MAX agent has refused to send the commission to my Broker. I have sent several emails, also an email to the managing broker, but no respond. This RE/MAX office is in Columbia, Maryland, agent Chris. Agents, be aware of this agent and this office.

    More than a year ago deposit was paid on a property which my sister rented from remax. They still have not paid back the money. They claim that the owner has seen a crack to the kitchen top and will keep the full r9000. This is after they move out and left an alarm which they purchased. They had to fix the gate when they move in and remove rubbish left by the previous occupants. Three big bakkie loads.

    I met with an agent from RE/MAX in Park Slope. His name was Anthony **. He was the most inappropriate, unprofessional and uneducated agent I have ever dealt with. He rushed me through the entire process and was only concerned about his commission. I WOULD NOT recommend this agent to anyone, unless you want to overpay and feel uncomfortable through the entire experience. I took my business elsewhere and would never go back or recommend the office to anyone.

    ReMax Allstars Agent Gaetan ** & Broker John ** UNETHICAL. Horrible experience. I hired Agent Gaetan ** to sell my condo. Said he was familiar with condo but didn't know bldg wasn't age restricted, so it sat on market for 2 months. Gaetan ** failed to inform buyer of 2 lawsuits vs HOA causing another 5 week delay leading to lender not approving loan. Didn't understand contract terms, acted in buyer interest in negotiating, and in escrow matter.

    His Broker, John ** refused to return my calls or respond to my emails whatsoever, and flat out refused to assist me with the numerous problems I encountered with his agent, Gaeton **. ** let wrong info in the contract & overtly and flat out lied about not knowing the agreed closing date. Mr. ** imo violated his legal duties and ethical standards, in his dealing with me. Mr. ** has 5 complaints against him with DBPR. ** failed to inform buyer of impt deadline which put me in the position where I had a proverbial gun to my head to sell to this buyer because of **'s negligent/intentional failure to communicate full offer with time sensitive acceptance. IMO John ** is totally unprofessional & incompetent. He is a liar and has imo screwed me over in this transaction. IMHO he sucks!!! Stay far away from these people. They IMO should not be licensed real estate agent and brokers.

    Agent failed to notify us that septic had to be inspected by health dept new rules as of January 2015, we asked upon first visit and problems with septic, stated that she has sold numerous homes and never had a problem w/ septic. We asked several times she stated all's well now we find we have to replace leach field. If we had known we would have raised the price of home or split cost w/ buyer.

    I recently listed a condo with agent Steve ** of RE/MAX 100 in Hales Corners, WI. I was a bit uncomfortable from the start as the buyer wanted me to cover closing and condo fees. I said I would drop my price 10K but I was not paying her closing costs and condo fees. Meanwhile, Steve leaves for vacation on the week of closing. I never saw the final paperwork until a couple of days before closing and I did not agree with the numbers as they were listed, like I was covering condo fees. I tried to ask questions but there was no one to assist.

    Then a lady in his office calls and wants me to sign more papers giving even more money away. Steve had used the incorrect tax amount (and he knew it based on a discussion we had earlier). I now owed $891 more dollars a closing, her closing costs, and the condo fees. AND he took commission off the higher amount, leaving me with a $5000 gap where I lost money in the sale and had to pay him commission too. I admittedly yelled at his office lady and told her I was not signing the papers today. She called Steve and told him I was walking away. Steve then emailed me the rudest email ever. "Are you not working for me??" Obviously not. This back and forth went for a while and I finally signed just to get out of the situation. I had already moved out, what else could I do but back out of the deal. I thought it could be discussed, my mistake. Then he agreed to pay me the $891 and backed out of that because he was mad about my replies to him via email.

    I questions the Ethics, the Integrity, and the Principles of this company. His bosses got involved and I still got nowhere. They are peas in a pod. RE/MAX is dead to me. This was the RE/MAX 100 office in Hales Corners, WI. Office manager is Fritz **. Vice President of Operations was Kathy Martello. They only listened to Steve and never offered to discuss this with me except via email. A poor way to deal with customers and business in general.

    I signed an agreement with Remax realtor on 9/10/15 with the understanding the unit would be ready by October 1, 2015. It was not. I had vacate my last apt to move into this unit. Because it was not ready I had to put things in storage which cost me money. I contacted the realtor asking when the unit would be ready. Realtor pretty much stated he thought the 5th of Oct and he would prorate rent. Realtor then requested that I get a cashier's check for rent and deposit. He also requested that I get all utilities moved to my name and I did and that too cost me. The unit was still not ready and I paid him. He did not give me the keys upon receiving my money. When I asked when I would get the keys he did not return calls or text.

    When going to unit I met up with the owner of unit and requested a key. This was on the 7th of Oct. When I went into unit the cabinets were not finished, stove in the middle of kitchen not hookup, the tile was lifting and the backyard full of weeds. It was at that point that I decided I did not want the unit since the realtor did not abide by the agreement. When I asked if I could just leave and get reimbursed for the unit, the realtor told me If I left I would still be liable for the unit since I signed the lease for a year. I did let realtor know that that was not right since all was not complete. Realtor told me he would give me back money for the days unit was not complete. I told him, "No I just wanted out of the agreement." Realtor has been difficult and unprofessional. I have lost sleep, money, days of work due to all of this ordeal. Realtor claims he is looking for a tenant to rent the unit. Until then I am stuck.

    We just bought a townhouse in NJ and the seller's realtor, Neelam **, was completely incompetent. She failed to notify her clients of when we were coming to see the home and when the appraisal was scheduled for. The seller's were irate and our realtor sent them an email saying it was partly her mistake also (even though it was not) to take some of the heat off of Neelam. Very nice thing to do. The week before our closing there were delays in getting a survey done and it was hell going back and forth with attorneys, our lender, and the title company trying to get things done on time.

    The Friday before our Monday closing, Neelam emails the group and says she the seller's survey from 2008. She never provided her client's attorney with the survey even though she had it the entire time. Our attorney requested a previous survey if available from the sellers' attorney after attorney review and never got one because Neelam held onto it with telling anyone. Because of that we had to pay for a new survey ($650) which was completely unnecessary according to our attorney. When she realized she screwed up, she lied to our realtor and said she never had the survey.

    Neelam is rude and completely unprofessional. She had her sister call our realtor to discuss business because she was busy, and she had an attitude as well. I don't know if her sister works for Remax or is even a realtor, why she would bring her family into a business deal is beyond me. After all that, she demanded that our realtor drop off her lawn sign to her office. Not sure why it was still in our front yard after closing.

    We rent a property through Will Estate Remax located in Brampton. We have paid all of our rent up to date and have provided postdated cheques for the remainder of our lease until June 2016. In mid July Remax decides to sell the house. No written notice of showings, just phone calls and texts. After rescheduling showings to fit into our time frame, because we wanted to be here for the showings, we don't trust anybody, nobody showed up for the showings.

    After this happening numerous times, we demanded written 24 hour notice of all showings. Saturday September 5th with a written notice, the agent from Will Estate, namely Will ** was supposed to show up between 9 and 11 a.m., taking 2 hours of my day more than enough for a showing. He did not show up, did not call. Based on this we are not allowing any more showings of our home. DO NOT HAVE ANY DEALINGS WITH WILL ** OR HIS MOTHER MARIA EUGENIA **. THEY ARE LIARS.

    I have the greatest realtor and mortgage broker. Ready to buy a condo in Douglassville PA, the selling agent Elizabeth ** received our offer which was an over bid on Friday and stalled all weekend. First she said that this home was not USDA eligible which was a complete lie. Then she said she had to wait for the HOA to approve our loan. Another lie. She never presented our offer, kept blowing off my realtor and lying. By Monday I was upset.

    Finally my realtor receives an email from her stating she still had to meet with the sellers in person to discuss the offer and that she "forgot" to mention the initial HOA fee of a thousand dollars. As if that would make us remove our offer. She should've advertised that or disclosed that immediately. An hour later she tells us there was another offer made. She heard it was a conventional loan. 7 pm that night she tells us the sellers took the lower offer and not our higher USDA offer. She's a liar and scam artist! I'm hurt and I am definitely spreading the word!

    Let's see. If you're thinking about selling a sub 800k property please avoid RE/MAX unless you absolutely trust an agent there. An agent working there told my parents that the housing market was going to crash and we were never going to sell the property at a good price. So what happened in the end? We sold it at a loss. Extremely bad service. "He" does not work for YOU. Instead he wants to make a quick sale as YOUR time is not worth his time. It's been over 2 years but I still have his face imprinted in my mind, a devil looking to make a quick buck. I wish I had more knowledge to make a more informed decision next time. For the people out there selling their homes, please avoid, you are making a really important decision in your life. Why give your business to someone that doesn't care.

    Agent was slow (3 to 4 days) to respond to questions and when they did so, did not provide answers but rather pages of defensive rhetoric that was completely unhelpful. Agent never did a full comp workup for me but suggested from gut instinct a price of $499,999. After not being able to effectively communicate with this agent for nearly 2 months I asked to work with a different agent. They agreed but only if I dropped the price by $100,000. In addition to not getting answers to questions, the information provided was often contradictory. I no longer know what to believe, and because I cannot communicate effectively with the agent, so chose to terminate the contract. When I asked the agent to remove the lock box and sign, they told me they would do so when they got around to it. It's been 4 days and no action. This passive aggressive behavior is less than professional and prevents me from moving forward with a new realtor/company.

    I am an out-of-state buyer who traveled to Michigan to purchase a home. I worked with Don ** of Re/Max Platinum, Brighton, MI, and selected a property listed by another agent in his office and shown to me by one of Mr. ** "team members". Mr. ** called me that night and said there was another offer on that property but, due to the fact that the listing agent was in his office and someone with whom he worked closely and often, that if I made an offer quickly, it could be presented to the sellers at the same time as the other offer, e.g. multiple offers.

    We met the next day at the property and he brought a prepared Re/Max contract. We discussed price and financing terms - my offer was almost full price and all cash. Mr. ** never asked when I wanted to close on the property and the possession date was never discussed. When I asked about closing, as I was not familiar with the norm for closing periods in Detroit, Mr. ** was vague in his response. While I attempted to read through the additional conditions on the third page of the contract, Mr. ** stated that we really needed to hurry as we should have been out of that house 15 minutes ago so that the owners could return home. So, I signed the contract, was not given a copy, and we quickly left the home. My offer was quickly accepted without any counter offer.

    Shortly thereafter, I left MI and returned to my home. I eventually received a copy of the accepted offer via email, and in reviewing the contract over the phone with Mr. ** on several occasions, I questioned closing and possession dates as they were not stated in the contract. He stated that different clauses in the contract contradicted one another regarding any specific dates, and that we would have to go by the contract which based the closing date on the additional conditions written into the contract. In my attempt to understand these conditions, I realized that they had been put in the contract, most likely by the sellers via their agent, prior to my being presented with the purchase contract. I was not given the opportunity to write in my preference for closing and possession dates. I accept the fact that I should have slowed the process down and ask for a review of the contract by a lawyer.

    However, I also hold Mr. ** and the Re/Max contract at fault in making what should have been a simple and easy process, a nightmare. As it stands, I have been verbally given a reasonable closing date, however possession is 30 days thereafter with no payment of rents by the sellers during that period. In retrospect, this became non-negotiable. Mr. ** has failed to provide an addendum to the contract stating these dates, which legally I believe may not be enforceable. That fact could jeopardize the extensive planning and coordination required for an inter-state move as well as the sale of my current home. I have buyers for my current home and they expect to gain possession of it on a specific date. I have purchased 10+ properties during my lifetime and have never had to hire a lawyer. Painful lesson learned about Re/Max and their agents. Beware!

I traveled to see location after finding the developer and property after being told that nothing in Mt Pleasant area meets my budget.     My mother's realtor convinced my mother her home needed many repairs and so the realtor had her sign to drop the price by $60,000 only after 30 days on the market. Then he convinces her to drop it another $100,000 the following month. Her property could sell for $900,000 which she originally wanted. 17 acres. Indoor pool. Sauna, etc. Then I the daughter seen how the realtor is trying to make a fast sale and also told my mother "not to talk about the new price". Meanwhile, I email the broker owner who gives my email to the realtor and the realtor goes out to my mother's home to show her the email so she ran gets upset. She is 71.

    The realtor was satisfied that my mom ousted me loudly on the phone in front of him. Then the broker owner lies about my brother being witness and agreement to the low offer on the home. My mother told me that my brother was merely dropping off the grandkids and shook the realtors hand. My brother is not involved. I will place a complaint against the realtor and the broker owner of Re/max Center city in London Ontario Canada. And my privacy was used against me in the email they splattered in my mother's face. They know what they did and are doing. You will never have a Re/max broker owner who is also the president of the local real estate board and his agent admit to their actions. Good thing I have a response email by the broker as proof.

    We are currently under a 6 month seller contract. We are 4 months into said contract. Our agent has not shown our house 1 time. At my in distance, she did hold a open house, scheduled for 4 hrs, which she left early. She only gives feedback when asked for. Definitely is not leading us in our sale. Never shows up when says she will. Have ask for hard copy of contract which she keeps forgetting to mail or bring to us.

Termites was reason for holes in wall in kitchen (they came 3 times and treated) as you look at her reason's on the letter and look at the pictures I took on May 30,2015.     Robert was truly a blessing of an agent. I was a first time home buyer. I had NO experience with this and Robert made it SO SIMPLE and easy. He took time out for us and never expected us to settle. He worked till we truly found a house we love.

    Background: My partner and I began working with Robert after he contacted us from a house we said we were interested in. I was leery to begin working with an agent who contacted me, but after talking with him for a short time, explaining what we were looking for and where, I began to feel at ease. Robert mainly handles homes in West County, however, we ended up deciding to settle in the O'Fallon/Weldon Spring area in St. Charles and Robert took out the extra time and research to help us find a home out here, and in the school area we wanted. Robert was great! He was helpful. And most of all, he truly cared to help us find our first home that met all our needs and most of our wants. Let's be real, you can't have it ALL.

    When we got the keys to our new home Robert surprised us each with a gift that was extremely thoughtful and would help us get through the next couple weeks ahead (if you know what I mean). On our one year anniversary of being in our home, Robert surprised us with another gift to celebrate 1 Year. And on our two year anniversary he sent a card to congratulate us on our 2 years and wish us a wonderful 3rd. We will never forget Robert and all he has done for us.     Friday I had submitted an offer to a real estate person and cannot say Realtor because she is no professional. After sending offer she did not call me to follow up nor did she respond. After calling her 3 times she asked me what I wanted? Then calls me Sunday to say that my offer was denied because another buyer offered more and I asked her if mine was the first offer and she said why am I asking? Well I said "because I should have at least been given a chance to offer a higher price", she stated the owner is accepting the other one and did not care about my offer.

    I do not believe she was acting in the best for her clients and only made this decision on her own. And I also feel she breached her duty as a real estate agent by acting on her own interests instead of the owner. I thought I would have at least been given the chance and any owner would love a bidding war instead of settling for the next best. Can I contact that owner to verify this? Her name is Patricia ** of Re/Max of Stuart, the most unprofessional person I have ever met and the way she spoke to me was so unprofessional like I was bothering her. Also never returned calls and sent numerous messages as well. She held out for another offer.

    License# **. This agent was not our agent, he was our buyer's agent. We accepted an offer contingent on our buyers home sale and appraisal. The buyers home was in escrow pending appraisal when we accepted offer. Now in meantime, the buyers who was purchasing our buyers home, closed their escrow on their home and was living elsewhere until the home was to close same day as ours. We were concerned when the appraisal on our buyers home came in 35,000.00 under accepted offer and when our agent asked the buyers agent. They were fine with the appraisal and we assumed all was good. Our appraisal came in excellent at 500.00 under the buyers offer. We were excited and ready to accept appraisal price and close escrow in 16 days.

    To our shock, the buyers backed out because since they lost 35,000.00 on their home, they were in hopes ours would come in 30,000.00 under the offer we accepted! I firmly believe the agent misrepresented his clients by not doing his comps correctly of the buyers home by missing it by 35,000.00 which led to him and his buyers to be in hopes of believing ours would come in way under. The first buyers should really be upset since the home they thought was theirs is now off the market. After offer was accepted, I had to fly to the other state and find a home. We are in escrow in another state and now we are in process of losing that home if we don't get a buyer quickly. It has taken almost a year to get decent offer and it was not easy finding a home in another state because the area we are moving to, the homes sell quickly!

    I dealt with a real estate agent from RE/MAX; her name is **. It was a horrible experience. The agent was extremely rude, unprofessional. I have emails and text messages proving that. She was extremely pushy in the beginning, and I was the one who found the house, she never had to send me any listing or take me to any views. She was only hired because her sister; being the broker that has pushed her on me. I took on ** as the agent, she negotiated the deal and I got the house. Once I got it, she turned into a very unprofessional person, and left me in the middle of everything and disappeared.

    She also sent me the most horrible email. I am confident when I say that this experience should be reported and customers should be protected against such acts. ** made a commission of above 15000 dollars and she did nothing. And then, she gave me the most horrible attitude. She obviously felt safe doing it and getting away with it. RE/MAX should put a programme in place to protect clients. Now, the name RE/MAX is blacklisted to me. I will never use this company again or any of its agents.

    Being a first time home buyer made it much more difficult for me. I was left with lots of questions and terms that I have no clue what they meant. Also entered in many problems due to not knowing what stuff I should be looking for. All could have been avoided if I was given a list of stuff I should look for. This was an experience from hell. I for sure would want people to be protected from such agents and acts. Very disappointed. I know of people that got presents from their agents after they closed deals. My present was a horrible trauma caused by this person, that I had to contact my lawyer to consult his legal advise on the situation. Very disappointed in RE/MAX AND in **.
