I have lost tens of thousand of dollars from the public being given the perception that their Zestimate is the true value. This being said a customer didn't want to pay any more than the "zestimate". I filed proof their information was inaccurate and only after the property closed did they raise the value by $50,000 for the new buyer which was useless to us and literally cost us money. With regard to the public I have properties for sale yet Zillow and Trulia state they are off the market because they are trying to compel us as Realtors to become a Premier Agent.
The management is never reachable and this is one of the biggest scams out there. They get paid on the finance they don't follow the laws and now they are about to try to screw with all the Realtors by offering no commission options. I am being told by zillow they have an obligation to their stockholders and they are not even showing a profit. Seriously with 70 to 80 million from Realtors I think they are showing a profit.

Zillow is so inaccurate with their information! In one month's time property has jump 50,000 in one month and bounces back the next. The number of bathrooms have decreased from 2 bathrooms to 1 bathroom in half the houses in the tract for no reason.

There should be controls put on this company. Their estimates change drastically and are completely bogus and inaccurate. They send me zestimates for a house I sold 3.5 years ago (Long Island, South Shore, 40 by 80 lot, no garage, no basement, run down area, next to apartments indicating the estimate is up 100k to 476k! We bought for sold for 375k).
Here's the kicker, they send me estimates of my current property (Long Island, North Shore, 1 acre, in ground pool, 4 car garage, basement, 9/10 school district...) They claim the value of this current house is down 100k - from their estimate 3 months ago - and is now magically worth LESS than THE OLD HOUSE (on 40 by 80 lot, no garage, next to apartments). For comparison, our neighbor across street JUST sold for 800k and next door neighbor house is worth well over a million. They are a joke!

However, the edit feature did not function, giving me a message that since the home was listed with an agent, that I would have to contact the agent. I AM THE AGENT! And I have contacted Zillow four times with no response. So, I now have to take the listing down and re-enter the information again - all because their BS website and BS customer service morons cannot return a simple ** email. I am a relatively new landlord with 6 rental units. When I initially listed on Zillow, I was dismayed that they publish the street address of the property, and as the owner of the listing I have no choice in the matter. The community where 4 of my rentals are located is a very small, moderately upscale, quiet housing development, where neighbors are hyper-aware of strangers lurking, so this was a deal breaker that it turns out I couldn't undo. Deactivate a listing and it's still there, any user can find it. Delete a listing, and it's still there, accessible. Now they allow you to omit the house number, but if there are only 5 houses on your street, drive-byers can pick it out based on the photo, while now lurking all along the street to try to find it.
Second problem: Zillow took an automated look at my property and decided I was asking too much rent, and published that opinion, unquestioned. Because my units needed exterior work, at the time I was actually asking below-market for the area and the amenities provided. And because of their location, the views, quietness, and privacy make them worth much more (to the right prospect) than other similar-stat rentals in high-density areas. Third problem: It's now 4-5 years later and I'm looking to rent the same units again, except this time they've had a great deal of exterior work completed and are looking good on the outside too (not just the inside). And of course - Zillow won't allow me to update photos for my listing. I can't load new ones, I can't access and delete the old ones, and Zillow help is unhelpful.
In the process of renewing the listing, everything went as you might expect (they present the old data and permit me to update it)... except in the photos section, which is arguably the most important. None of my old photos were presented. And when I tried to upload the new photos, nothing happened. It doesn't show an upload in progress, or a thumbnail or filename marked for upload. There is no message indicating that Zillow got my instruction. And to see the effect, I have to LOG OUT and search for the property (which brings me to the 4th problem, below). I have even tried deleting the listing and starting over (which, by the way, is exactly the same as renewing, since the listing never actually gets deleted). Anyone viewing my listing will see updated text but they will be shown the old photos, which misrepresent what I am actually offering for rent.
Fourth problem: When entering or editing a listing, Zillow provides an option to "Review listing". This link, however, leads to the edit pages (yes, where I already am) for a review of input. The only way I have found to actually see what my listing looks like to visitors has been to log out and run a search anonymously. Fifth problem: Zillow help. If property management is your livelihood, and your listing is spewing bad information into the marketplace, you need help NOW. Zillow's provision for this is to let you fill out a 'request' form. Their help desk consists of a web form. No phone number. No live chat.
Four years ago I was more forgiving because they were relatively new. I pictured a small-to-medium operation that might be pretty overwhelmed with success at the time. But not now. These problems are pretty basic. Having a well-run help desk should be a top priority. I submitted a help request form hours ago and have not even received an acknowledgment, so I have no hope of actual help.
Sixth problem: Zillow estimates, 4 years later... The economy has slowed a little, and I have not raised my rents (you'll remember, these are the ones Zillow said were too high), although I have made extensive exterior improvements. On my first pass at renewing the listing, Zillow warned me that my $750 rent was low and that they 'zestimate' that I should be asking $770. On my second pass (with the only change being my efforts to add new photos), they 'zestimated' that I should be asking $900. These edits were about 15 minutes apart. Zillow is a great idea with really, really BAD execution. I can't believe they haven't been class-actioned out of business. I'd be up for joining that class.

We have done extensive remodeling in the last year, and Zillow devalued our house $570,000. Our neighbors have done nothing. In fact, they have trailers parked everywhere, all of their windows have breached, their house is half painted, most of their deck is off, their yard is a mess, they have plastic on their roof, they don't own their waterfront, their house was built in the 70s - it's a dump. And, their value went up $56,000, making their smaller, dump of a house worth $200,000 more than ours. Zillow needs to go out of business. By law, our tax assessment has to be market accurate. Zillow might want to check that out.

I listed our home For Sale By Owner over a week ago on Zillow. I waited the 72 hours that was mentioned. Once the listing was up, our phone number was not listed on the ad nor the fact that it was FSBO. We received daily reports on all the hits, however Zillow left no way for potential buyers to contact me. I emailed multiple times (11 to be exact at this time) to several email addresses I found on their site, customer service as well as online. I have also called the customer service line 3 times and left messages. Not once has an email or phone call been returned. Today when I check the listing there still is no phone number or FSBO but Zillow did take down our description (ie: updates/replacements/facts on neighborhood & home) and replaced it with their own one sentence description. We also can not gain access through the owner dashboard. It is stuck in a "72-hour verification process" 9 days later.

As a Realtor who has been studying my market for 8 years, I can tell you that Zillow has NEVER been accurate. The mapping tool is easy to use, and it seems like a great tool for buyers, but the "zestimate" is based off zip code, not property. I have not had a listing yet that didn't sell for several thousand dollars over what the "zestimate" reflected online. There are several different price ranges in a zip code, and Zillow has no way of checking its accuracy.
Zillow has also been trying to monopolize the market with their bunk data, and has tried on numerous occasions to get the local MLS searches nationwide to allow Zillow to not only have access but ownership of their data. Because the local MLS' will not allow for this, the company has decided to try to undercut the Realtors that pay a lot of money to be featured on Zillow and attempt to cut them out of the transaction by buying out a signing software and promoting to homeowners that they can sell their home directly on Zillow without the use of an agent. This is super dangerous for the home seller and buyer because they do not have any guidance or counsel and Zillow is selling these homes to their investors for less than what the homeowner could actually sell the home for on the market!!! Zillow has bad ethics and should by every right be shut down. If you are in agreement, visit www.stopzillow.com to sign the petition.

Also data for many homes missing, like date sold and price it sold for. There are homes in my neighborhood that are not even in their database. I asked many times to be dropped from their database. It makes me so angry that they can get away with posting trash. If this finds its way to Zillow find a way for me to get off their database. This has been an ongoing issue and Zillow tried to fix it once but, technically it wasn't fixed because it failed again. I am the homeowner, have put my house up for sale. The agent updated RMLS and it feed into my site on Zillow. After a couple of weeks we decided to update the description and lower the price - change a few pictures around. All that was updated was the price of the house. When I went into the homeowners area of Zillow you can plainly see where the feed from the real estate agents company was updating and the areas I as an owner could update. I could not update DESCRIPTION but could update WHAT I LOVE ABOUT THIS HOUSE. So I did. Then, the public view page showed me as the real estate agent and that was changed but since I have logged back in again, it has changed me back to the real estate agent.
Phone calls - no answer. Emails - automatic responses they are working on it. The description and pictures have been updated twice and the ones on Zillow are the original posting. I give up. I just put on the area I could update for consumers to go to Redfin.com or Movoto.com for updated information on the house. Zillow really needs to slow down and get their website pulled together. I see they are doing a contest for $1M for someone who can update their Zestimates which are way off by the way. Zillow as far as I am concerned is an epic fail and consumers who are not selling their homes, just buying have no idea the issues. Homeowners are finding out their homes are for sale and they are not. Bad business practices by Zillow. I wish I could get my house off of their website.

I had my home listed on Zillow.com by my agent a couple of years ago. It was showing a Zestimate of over $900,000. The home's worth was around $750,000 at that time. It is a custom home, in one of the best neighborhoods. All the homes were around $210 to $240 per square foot. I took it off the market for a while. We relisted it just a week ago at $765,000 ($203 Sq. Ft.). The values in California are rising from 3% to 6%. My area is rising each month. The homes within 1/4 mile of my home sell for $212 to $253 per square foot. Again, it was showing a Zestimate of around $933,000 for my 3,757 sq. ft. custom home. I agree their estimate is way too high. The house up the street from mine, built the same year, also custom is a little larger and just went pending at $847,000. Having my home listed at $203 per square foot, is below the market value, but I wanted a faster sale. It is in perfect condition with a pool, on almost .23 of an acre.
While checking the listing, I found that Zillow had just dropped the value by $193,000. Yes, almost $200,000 in a week. I am a retired woman in my late 60's, selling my home will mean I will have some retirement. So now, my home is the only one in the development that has a Zestimate of $40,000 less than my asking price. I looked at the Zestimate of every home within 1/4 mile of mine and all have risen in the last month, and all show a Zillow value that is anywhere from $25,000 to $90,000 more than their asking price. I am beyond stunned and angry. I also have been crying over this. I have emailed Zillow over and over asking WHY my home's value dropped $193,000 in a few days. They do not provide any phone numbers and will not answer our emails.
This is like living in a country that is run by a dictatorship. They make the rules (which are false) and you can't do anything to change them. Their insane drop in value on my home will now cause me to not be able to sell it for the true value. Or sell it at all with is losing over $190,000 in value per Zillow's algorithms. Sadly, buyers tend to use and go by Zillow's estimates. This has to stop... WHO WOULD LIKE TO JOIN IN A LAWSUIT IN CALIFORNIA TO SUE ZILLOW OVER THEIR FRAUDULENT ZESTIMATES?

My property's "Rent Zestimate" is ONE -TENTH of what I regularly rent out my property for. The "algorithm" that they manufactured to determine these zestimates is faulty, useless, incorrect and hurts the consumer. They should be required by law to correct misinformation on their website or remove my listing from their website as requested. I did not hire Zillow as an appraiser or an agent and did not authorize them to publish a value on my property. Sure, it made me feel great when they valued my bungalow in metro Detroit at a quarter million dollars. That price was commensurate with what was happening in the Detroit area after the Republican Great Recession of 2008. Because let's be honest, more and more people are making entertainment websites like Zillow and Trulia their starting point for a home search or sell transaction. But I've grown to think we do that stupidly so and to our own peril. Those websites don't know anymore subjective about our communities than does Ancestry.com know a thing about my family tree, unless I register and then hand that information over to them so they can profit by selling it to someone else.
That VERY DAY I got my first offer, and it became clear to Zillow's staff they were not going to be a part of my sale transaction, their "Zestimate" plummeted from $202,000 to $60,000 - which of course would be fiscally impossible unless the country was attacked by terrorists or 5 major banks went bankrupt. I had way over a hundred clicks on the picture then no contacts after they see the "Zestimate". The House next door is 200 square feet smaller and of the same quality and condition and sold for $193,000 several months ago. The adjustment for the additional at $115 a square foot would add $23,000 to the price making the value of my listing $216,000. I called Zillow about this and they said they would not change or remove the Zestimate and hung up on me.
I looked up several other sale by owners in the same area and they all had Zestimates way under the asking price. I looked up realtor listings in the same area and the Zestimates were close to the asking on the ones that had a Zestimate but most of them did not have one on their listing. Why does Zillow let the realtors have a choice but not the sale by owners? Because they are pandering to realtors who they make money off of and undermining sale by owners by offering them a free listing and then sabotaging it. Our house value zestimate dropped by 30% in one day without any explanation or willingness to address or help resolve the issue. We were told that Zillow uses an algorithm to determine the zestimate but were not told what changed to cause the clearly and obviously erroneous drop in the zestimate. It is very obvious this is an error or a purposeful act by Zillow. This drop occurred the day we listed the home for sale by owner.
As Zillow generates its revenue by selling leads to agents it is very suspicious that our home value dropped by 30% at the same time it was listed by owner. Additionally, we now have a banner on our ad warning prospective buys to avoid scams. No home listed by an agent has this banner. Clearly these are unfair/fraudulent and unprofessional practices (misrepresentations) which purposefully deter buys from homes listed for sale by owners.
Again, we provided supporting evidence of our homes value in the form of market valuation assessments from agents which we were directed to on the Zillow site when trying to address the issue as well as the county property value assessment. Which confirms the homes value and Zillow still refused to accept the information or address the issue. We simply ask that the one day 30% drop in our homes value be corrected or explained and that the banner suggesting there may be suspicious be removed. I'm willing to pursue a class action lawsuit.

Around the end of March, I looked at my house on Zillow.com and noticed that the price history was incorrect. They have it listed on 3/15 as a rental property with a rent of $148,000/mo. It has never been a rental and the $148,000 is the asking price for my house. Then on 3/17, they have the listing as removed! Before moving to Humboldt 3-1/2 years ago, I actually saw the house I am currently trying to sell listed on Zillow and it was a motivating factor for my move. So I know that people from other areas check out this site to get an idea of the housing market in the area to which they're trying to relocate (I moved to Iowa from North Dakota). Being a smaller town, the market is smaller and needs to count on such sites as Zillow to generate sales.
I showed this to my realtor who informed me that Zillow pulls their information from the MLS site. They didn't pull THIS information from the MLS site! She has sent them a couple e-mails; I have sent three e-mails - all with no response or correction from Zillow. So, basically, I am dead in the water as far as national and probably local advertising - at least with Zillow. I have chosen to look at Zillow's offerings over other sites due to their 4.7 rating and I'm sure others take that into consideration also. I have a beautiful home (not just my opinion) that has had no lookers or offers for 6 weeks now. Funny how that coincides with the date of the incorrect information posted by Zillow.
I urgently need to move and have already lost one house in the area to which I'll be moving, due to the inability to sell my house. It is priced according to market values in our area. Also curious where Zillow comes up with their z-estimates - they are a joke! Their inattention to detail and phony property values have definitely damaged my ability to sell my home and created much frustration and anger on my part. Class action? Put me down!!

Zillow does not provide leads as agreed. They have no way of being contacted and have basically diminished themselves to a scam company that pays executives tremendous salaries. The "Zestimates" are seldom accurate and sometimes differ hundreds of percent from the actual value. In fact, they don't care about the actual estimates and have absolutely no way of being contacted because they want to hide from the many complaints that they would receive. Competition is on their heels and they will not be in business long as a result. They bought out Trulia but they can't buy every new entry into this arena. I believe their days are numbered and cannot go out of business too soon in my opinion. They do more harm than good in the real estate industry. It's time for them to go.

Attempted to leave a review on their site in regard to my experience with one of their mortgage brokers & they refused to post it because I wrote in it that people should be aware of PhoneOps Funding, LLC because they are posting fake property listings in the south Brevard area of Florida. Not misleading ads, out & out fake ads.
I also included in my review that I called & spoke to someone in regard to the property. The person was extremely adamant about getting my personal info including social. I asked her why this information is needed to describe the property to me. She stated that she wasn't the property owner, she was just a mortgage broker who was going to send a 'packet' out to me. I told her that I didn't want to apply for a mortgage, I just want some info on the property. She then told me that she couldn't tell me about the property because it's not hers, she's not a realtor but if I give her all of my info she can send me my packet & connect me with someone can tell me about the property. I told her that I just want some info or possibly set up an appointment to see the property. She told me that she can't connect me until I give her my info with my social & that she cannot show me the property because she's in Philadelphia.
I told her that the ad is posted locally & it indicates that the home is in a Mobile Home Park. The ad also indicated that the phone number that I was calling was a MHP. It wasn't. She said that she was in Philadelphia & the number was for PhoneOps Mortgage. That's a 1/2 truth. The number is for PhoneOps, but they're located in Cocoa, FL. The woman on the other end of the line was talking to me from a house located in the middle of the Cocoa Housing Authority properties. So beware, PhoneOps is a fraud. Zillow is a fraud.

As a broker associate, I had a 6 month trial account with Zillow. Their sales representative assured me that I would be given the help I needed in making a quality profile. When the follow up was slow and little more than more hype, I informed them that I was less than satisfied. When my contract ended, I informed them that I was not going to renew. The monthly charge of almost $200 didn't show up on my credit card and I thought that was it. But after skipping one month the charge show up again and each month thereafter. I spoke with them several times and I was told that they were going to refund me the amount and make the correction. Of course this all took several phone calls and the leaving of messages waiting for someone to contact me back.
Finally after many false promises and being told that they were going to take care of the situation, I now have filed a dispute with my credit card company. I filed the dispute, because Zillow told me 6 months ago and 3 months ago that they agreed with me and that they would rectify the account, but it would take them a month to get me my money back. This has not happened. All they did was skip a month of charging my credit card and then they began to charge it again. I called and left messages and they didn't return my calls. My contacts are by phone since they were not willing to do things by email. Zillow has taken about $1000 from me without authorization. Be aware that they will give verbal lip service, but they will not follow up or put it in writing.

Zillow has arbitrarily reduced the Zestimate on my home by more than 10 percent in the last 60 days. They have not given a reason for it and have adjusted the estimate timeline to show it below the highest Zestimate given which is fraudulent. I live in a very hot neighborhood where houses are selling at an extraordinary increase in price from six months ago. There is no reason for the drop and they won't respond to why they reduced the Zestimate. I think they have done so because I was looking at real estate agents and exhibiting "selling behavior" which was picked up by their algorithm and arbitrarily reduced - or they are acting in collusion with real estate agents and/or their buyers. I would like to know if there is an attorney interested in forming a class to bring a lawsuit regarding their fraudulent activity and arbitrary price fixing. As a realtor, I can tell you right now that Zillow is using the realtor's ways of making a living to get rich. They integrated onto the MLS feed now, meaning that if an agent list a home that more than likely that realtor is the one who will get the leads. You know what it means also? Us, as realtors, we have to try hard to sell for sale by owners. We are paying Zillow to have more for sale by owners. This is why you can't leave a review on for sale by owners. Have you ever thought about that? Speaking of reviews, did you know that you can just create an account today and give a realtor a bad review even if you never contacted that realtor? Easy to destroy another realtor's reputation. I don't know if they still do that though. But you can try it.
Also, about the ZIP codes? Total ripoff. I buy these ZIP codes that they say have 100 something listings. Make sure you check on these ZIP codes before buying them. And please click on more than one property in these ZIP codes and see for yourself what you are paying for. A lot of them the broker is the only one that can get the leads and a lot of them are for sale by owners. Our little town is aware of that and slowly boycotting Zillow. Their rate is outrageous and paid realtors have an unfair advantage. I am done with them. No more.

When we found out that Zillow let realtors BID on leads in their area that was the last straw. Just by indicating you are interested in a property they will sell your contact info to a realtor claiming you are interested in a property. They are abusing the average man's privacy and ripping off realtors across the country who think they are being sold the goose that lays golden eggs. About half of their property listings are outdated or don't even exist anymore. They have no incentive to take these down as they are just more opportunities for an unsuspecting victim to click on it who they can then sell to a misinformed realtor in their area. They have only gotten to the point they are by buying out all their competition and operating off the philosophy that every minute there's a new sucker born for them to rip off.

When I pointed these facts out to Zillow I received packaged replies that did not address the content of my complaint and nothing has been done to revise the Zestimate. My husband and I tried Zillow, first, as consumers in search of property to buy then, as realtors running our own business. Neither experience was positive or rewarding in any sense of the word. We hoped to use Zillow as one of our lead sources and tried it for six months. Expensive "pieces of the pie" (leads from a targeted area) proved to land us more spam in our mailbox and more "scam leads" than anything else. Several calls to our "designated customer service agent" was even more ridiculous because there was no improvement in our quality of leads, whatsoever, even when we agreed to switch market areas, which was suggested by our customer service as the problem. No improvement after taking his advice. Several weeks and several calls later, still no change and, yet, the bill for the service was always right on time.
The last call we made to Zillow netted the worst customer service phone encounter, ever! The agent yelled and talked over me while I tried to have a conversation about the problems we were having with Zillow. The agent stated that he couldn't help the quality nor the quantity of leads we were getting to begin with, because it was all "consumer driven" and, therefore, Zillow didn't have "control" over who contacted us. He also, stated he was on his lunch break and sounded mad that I had even called. Needless to say, this phone helped me make my final decision to cancel service with them at the end of the month.
My husband heard how the Zillow customer service agent spoke to me and called to lodge a formal voice complaint with Zillow's customer service department. To date, we have heard nothing back from Zillow and have decided to follow through with our cancellation of our service with them. Our advice to agents and all consumers, alike: look for truly professional services, the highest ethics, and those who genuinely value the consumer and you will not have to go through with what I have just experienced.

I relied on Zillow's estimate ($2.4M+) to request a refinance. The loan officer told me that his experience was that Zillow overestimates because they count total square footage when an appraisal is done, rather than allocating a far lower value to below ground (even a very nicely finished basement). I told the loan officer that I would therefore be conservative and estimate the value to be closer to $1.8M. I spent $800 on an appraisal, and the value came in at $1.45M. Zillow was so far off (40%!) on the value of my home, and clearly of our entire neighborhood (Cherry Hills Farms in Englewood, Colorado) that I find it irresponsible to reflect values that have no correlation whatsoever to actual value.

I know this after depositing $1500 with them for the "leads". They were running a promotion where they would add an addition $250 after my initial deposit. They would keep the leads at approx $30 per lead, all purchases, and in the counties of my choice. Sounded like a winner. I started receiving leads after my initial deposit. One per day just as they discussed. Most of the leads did not even expect a call afterwards, so expectations were not set properly from the get go. I continued to work these leads for 30 days.
After 30 days I checked my Zillow Lender Hub account only to find out that my average lead cost was almost double what they initially told me and they were giving me leads in different counties and zip codes. So my funds that were supposed to last 60 days, were almost gone. This was concerning to me. The straw that broke the camel's back was a $600,000 refinance lead for a woman that could barely speak English in a city I wasn't targeting. She wasn't expecting somebody to contact her. This lead cost... $91 dollars. More than 3 times the cost initially quoted me. So the cost of the leads was through the roof expensive and they never gave me the $250 bonus per the initial agreement.
I called to speak with a rep and they said, "Oh Yea we forgot about that!" Mentioned the cost per lead, the wrong areas, the refinance, and the $250 and somehow someway they found nothing wrong with any of that and did not a thing to make it right. Told him I was going to "PAUSE" my account and let them make a good decision. Now 7 months later haven't heard a word from Zillow, they still have approx. $600 of my own funds plus the $250 that is owed to me. Moral of the story: Do Not Under any circumstance do business with Zillow/Trulia because they are dishonest with their advertisers and in business. The customer is never right in their eyes. Furthermore, they will refuse to remove it after you contact them. Zillow will attempt to willow you out of your hard worked money. Stay away from such a corrupted internet business!

I finally got a response that the sale price has been fixed. Not happy that it took months to get it taken care of, but relieved that it is finally corrected.
Original Review: Jan. 24, 2017
I recently bought a house and had it saved under my Zillow favorites. After several months, I noticed the sale price was updated (the price I bought it for) and the price was missing a 0! So instead of the total being $***,000 it posted on Zillow as $**,*00. I reported the listing for wrong sale price THREE times after getting no help. They originally requested I send them my official sale documents for proof of the purchase price. I didn't feel comfortable sending them those documents, so I sent them the public record I found online of the home in my name and the correct sale price. I never got a response after that! I sent follow up messages asking why the price is not being updated and have been ignored.
Is that even legal to publicly post a sale price that is not at all accurate? Especially since I provided proof of this. I am concerned this false sale price will create problems in the future if I ever want to sell the house (ex: people wondering what was wrong with it to be sold previously as one of the cheapest houses in the whole city). I can imagine many people believe Zillow's information is 100% accurate, so this to me is a big problem that is not being solved.

I had a horrible experience with a real estate transaction where the agent was serious negligent and I was left with a big mess, both property and financial. When I reviewed the agent on Zillow, they were very strict about what I could write and kept sending it back for editing. They stated that I needed to stick with the transaction... I was rating the agent AND the transaction. I deleted about half of what I wanted to say and felt any consumer would want to know about before choosing someone to represent them in the purchase of a home.
Finally, they approved my review (which didn't cover most of the experience) and then agent was allowed to respond. She basically stated that none of it was true. They allowed her to do what they would not allow me. I felt it was biased toward the realtor and really unfortunate. This agent was super nice, like a sheep in wolves clothing. She and so many like her are changing our world to be unsafe for consumers. Since the realtor is the paying customer... the consumer beware.

Not only is the ZEstimate for nearly all homes consistently incorrect, but it is simultaneously the most common go-to source used by all persons seeking to buy a pre-owned home. And those two simple facts alone are what greatly influence the price which a homeowner can reasonable expect to sell their home for. Most persons who do not own a home yet and are in the buying market, are most likely completely unaware of this fact. And therefore they will very likely take the ZEstimate at face value. Zillow falsely misrepresents home values across America. And it should be a crime. There is no chance that I would ever support, or purchase any service from any entity such as this.

Overall I like Zillow but they have a serious security issue. In the past two weeks, Dec 17 - Dec 29 three (3) houses have popped up on my alert for areas I am interested in relocating to, that were scams. How it works (1)... A house is listed by an agent that is actually for sale. The scammer comes in and claims the house as their own, changes the price to a great deal (sometimes but not always) and then adds their cell number to call or text directly. After a brief exchange the scammer will tell you they are receiving many inquiries as ask for an escrow to be sent to an account. The bank is always legit but the account names are individual names as opposed to title companies.
Once you send the money it is gone. The scammer will withdraw or move the money to a place it cannot be touched while sending you an "escrow receipt" which is completely meaningless. Scam 2 follows all the steps except that the house was never listed by agent, the scammer simply picked a pick of any home on Zillow, claimed it as their own, and then list themselves as the seller.
What to watch out for: If the deal is too good to be true... it is. The seller asks for money right away, offers to send keys, receipts, or something that doesn't sound right. The seller request money to be sent to a personal account. The seller request money to be sent to an account not in their name. The seller uses odd terms, the numbers don't match, or a check of home records is different that the person who claims to be talking to you. The seller uses terms like "accounting officer" "personal assistant" "security deposit", etc. The seller uses common names such as Jones, Brown, Archibald, or if Spanish, Rosario, etc. The seller is focused more on getting the money before inspections or showing the home. Zillow needs to create a security boundary that requires proof before an non-agent can claim a home. Most listings are legit but it only takes a couple to wipe out a person's bank account.

At first I was getting lots of actual honest leads. Then things started to slow down - lots of fake telephone numbers, lots unanswered calls, disconnected numbers, people who weren't qualified or clueless. Then the leads just slowed down considerably. They said it was due to the fact that there were more realtors signing on in the area and that more exposure required more money. The Trulia part was supposed to give sellers info which was equally dissatisfying. Then quitting took weeks until I finally destroyed my debit card to make sure they would stop debiting the account.
There is a fake online form that makes you think that you have unenrolled, no phone numbers listed for that purpose and no feedback. I filled that out and found out the hard way that you cannot quit them online but the form makes you think you can which is a cheap way of getting that one extra payment. Crap homes with no updates have a higher zestimate than mine and when I emailed the company with a list of homes in the same zip code priced much higher the response was staggering. The zestimate is a guide and we encourage all our clients to get a private estimate on their homes. If it's a guide wtf are you posting it? Why not have an option to get this privately if it's just a guide?
In addition I was told I couldn't remove my home's price history. When I provided examples of other homes that have no history the response was that they were on a different state and that state allowed for privacy? Really? I had a Fraudulent Listing Posted online on a Property I Own. The house was posted online for a couple of thousand dollars AND owner finance (payments just $30 a month -- whatever) and my phone rang constantly for two straight days. I had extreme difficulty trying to reach someone via phone. I finally connected by calling their sales department who transferred me to someone extremely rude. He insisted it was somehow my fault for the posting, talked over me, reinterpreted my words, and when I insisted on speaking to a supervisor, he continued to talk over me and yell until he hung up on me.
It really irritated me that not only did he not listen, but would say things like, "Sir, I cannot find what you are looking at and I cannot see your screen." I kept saying, "Send me an email or give me your email address or take down the email address that I can ready to you." Eventually he said that he would email me 15 minutes after we hung up and I could send it then. When I tried to explain that was not acceptable and the supervisor part, he told me I just could not understand him and that it was not his problem. As he continued to talk over me without letting me explain anything at all, he finally hung up on me. Fortunately I was able to send a Fraud Report from the page itself. They removed the entire listing, which was not exactly the intent (there was a valid sale listing and a valid rental listing), but since the Bogus Owner Finance listing was able to be removed, I am ok.
I wasted over an hour of work time in the middle of the day, not to mention the non-stop phone calls and subsequent missed important calls because I was juggling a firestorm. Sorry about the extended rant. Zillow in my experience as a Lead Generator was useless and a massive waste of money anyway. Now, this episode has eroded every last bit of credibility in my eyes. I decided to take a chance and signed up with a 12 month contract. I signed up, for a great zip code, right before our busiest selling season of the year so I thought that I would at least get one deal out of the selling season but I was wrong. I had been using Realtor.com for a little less than a year and I had great success with them so I decided to give Zillow a try. Zillow charged 3 times more for a zip code than Realtor.com but it is a great zip code, so I thought it was worth a shot.
After 3 months of receiving bad and worthless leads, I notified my Zillow rep, Oliver **, that all my leads were terrible and that I was going to wait until the end of summer to see if I receive any decent leads and if not, I would be cancelling my subscription. I waited the additional 2 months during the middle of summer (which was a busy selling season) and after receiving nothing but poor leads, I emailed my rep telling him to cancel my subscription effective immediately. Instead of cancelling my service, they charged my card for another month's subscription fee.
At that point, I cancelled that debit card and ordered a new one. When the next billing cycle came around, after 2 weeks of trying to charge the same card that I had cancelled, Zillow was successful in charging my same bank account through the very same debit card that had been cancelled the prior month. I spoke with the Zillow billing department and they said that they would cancel my subscription. Also I disputed the last charge through my bank to get my last payment back that was charged to a cancelled card. My bank was not only able to get the money back from Zillow, Zillow charged my same cancelled card again nearly 6 weeks after the card was cancelled. My bank told me that they don't know how Zillow was able to do this as they have never seen this happen before now. So Zillow is somehow able to take money from one's bank account without authorization.
The only way I was able to stop Zillow from taking my money was to close the bank account and move all my money to a different bank. This was a major hassle and a very expensive lesson. For anyone reading this review, don't make the same mistake I made. If you want to try Zillow, don't give them your credit card or debit card number. Get a pre-paid gift card and let them charge that card number so you aren't fighting to keep them from stealing money from your bank account.

Zillow has my estimate at $340,000! I have written to them 3 times now, with no avail. There is a home for sale in my area that has a Zestimate of $458,000 that is 500 sq.ft. less than mine, has no garage, mine has 3 and it is oversized with 12' ceilings, has no landscaping, mine has landscaping all around the property which is extremely rare on these 2 1/2 acre properties, and we just remodeled the interior. The Zestimate is displayed on the first page as though it is a true estimate. This hurts home sellers as the estimates are usually very low, especially if you negotiated a great deal when buying the home you are selling. They use your purchase price in their estimate. In my opinion this borders on fraud. I would hope the US government issues fines to have the Zestimate clearly labeled as being inaccurate on the first page, or mandates the removal of same completely from this site. If you write to Zillow to ask for them to properly adjust your homes Zestimate, they simply ignore your request. There needs to be some accountability here and they need to be punished for the home sellers they have hurt.

I feel this company should be held accountable for how they are damaging the real estate market in the USA.
There is no written contract between them and the consumer, and no matter how many contractual agreements between agencies, they have no right to interfere with pricing during a business deal. That right is reserved for consumer and listing agent who holds contract. This is apparently a pathetic attempt to control the real estate market in the United States.
Each state should prohibit Zillow from publishing listings they did not initiate without written consent from consumer and listing agent to assure fair selling practices remain. I know how low some companies go to gain an edge, (i.e. Uber setting up fake rides with competitors) and Zillow is no different from sabotaging people's home "Values" of listed houses, to now, apparently, completely altering the listing descriptions. As an example, I just listed a house on the MLS. Zillow picks up the new listing and at first everything was perfect. The description and photos were all there. The house picked up a lot of attention and for 2 days everything was fine. Then on the evening of the third day, the ENTIRE description was replaced with a new one that said the house was in FORECLOSURE!!!
Of course I changed it immediately and verified the MLS description was not altered (Zillow claims the description is a live feed from the MLS). No one answered the phones of the multiple numbers I called. All asked to leave messages. So the next day I tried again. Nothing, and I left no messages. Then out of the blue a sales rep from Zillow calls me and wants to sign me up to pay to become a Premier Agent.
They said they got my number from my inquires to them (hint, hint) and wanted to follow up. I was really mad. They transferred me to "customer service" who was rude and said they could not investigate this "hijacking" that occurred on my listing but that they would look into it, but I never received a response. Of course, I wanted to know why/how such a thing happened and why they can't protect the listing from sabotage! I googled this and found out that others have had the same problem. Zillow says that the feed is from MLS and that the agent or the owner can alter the listing.
Here is my conclusion: The owner obviously wouldn't have done this (they are trying to sell it and get top dollar), and neither I (I need to sell the house to earn a living). The MLS description was not altered so it wasn't them. The mortgage holder couldn't have done it because there was no mortgage, so that only leaves ZILLOW! When I saw that others had the same issue, it makes sense. For them, it's easier to change something on a listing and have an Agent call them, then to pursue Agents to make a sales pitch. So this is now a dirty tactic that is downright deceitful and malicious they use to get my info. Once they have the best number to reach me, they use it to call and try to rope you into paying them.
This company just went from highly questionable to despicable! Are they trying to hurt this industry and those who work in it? YOU BET. Any Lawyers interested in a class action? All you need is to subpoena the server info. That's the only way to prove it! I was going to add screenshots of the changed listing, but it had my personal info on it, and I don't need to be their target, sabotaging all my listings!

In fact, we purchased this house brand new in May 2008 for close to $220k and have never even put it on the market until June 2016.
Where on this green earth did they get such deceitful information to present to potential buyers?! Or did they just make it up? Because this definitely didn't come from our realtor. Our realtor has listed our home in his own company's site, so I don't need Zillow to list it, especially to run interference and make me lose almost $60k in the process. I didn't ask Zillow to list my house, so if they don't fix this, then they can take it on down. I have sent a request to Zillow to either correct the listing, take it down, or expect further action. These people do not vet their sources, and it looks like they don't care. Here's to hoping this gets fixed.

For some strange reason, Zillow lowered the value of my home by a considerable amount despite the fact that it should be higher than my neighbors' homes. It appears they mixed my home up with one of another style that is worth less, much smaller, etc. I submitted my estimated value based on their own comps. I wrote to them and the response was they couldn't do anything about it!!! Why even bother having someone respond? I later received an email asking how'd they do and if I'd like someone else to contact me, and I responded but was never contacted. Instead, someone lowered the value another couple of thousand dollars, as though to rebuke me. Unreal. I wrote again and no response. Zillow needs to disappear permanently. I had my house listed for sale starting in March 2016. In 3 months I didn't get any showing, and my Realtor couldn't explain why. I had it listed for $286,000 which is low compared to the recent sold properties in my neighborhood. I later found out that Zillow on their site had put the value of my house at $245,000. In early July I took my house off of the market. Within a few weeks I looked up my house on Zillow and now they were saying that my home value was $292,000. I just put my house back on the market about 2 weeks ago and when I looked it up on Zillow they valued it at the $245,000 price again. I'm asking $275,000, and I'm sure that when someone looks it up on the internet and sees that Zillow only gives it a value of $245,000 they think I have it $35,000 overpriced and don't look any further at it. I have contacted Zillow and here is their response:
"As mentioned, we can not manually adjust or remove Zestimates, as they are generated through an algorithm. While you are more than welcome to have your agent pull your listing from syndicating to our site, please note that the property page and Zestimate will remain on Zillow as the property page was generated through public records. Our mission is to empower consumers with information and tools to make smart decisions about homes, real estate, and mortgages. For this reason, we do not remove public record property information from Zillow unless it is shown to be erroneous.
Please know that we do not intend for the Zestimate to replace a comparative market analysis as they can take into account market intricacies that the Zestimate cannot. The Zestimate is really meant to be a starting point in determining a home’s value and is not an official appraisal. To learn more about the Zestimate, we encourage our users to follow this link: http://www.zillow.com/zestimate/."
If there is an attorney reading this and would like to make a lot of money with a class action lawsuit, Zillow is ripe for the taking.

I have spent months researching and saving potential homes only to discover that Zillow has been deleting large numbers of them without any apparent reason. I can't find a policy re: max number of saved homes anywhere on the site nor can I find a way to contact them for customer service. The site also logs me out every 5-10 minutes. Recently I have also noticed that when I 'save' a home and then come back to it, it is no longer saved. All in all, Zillow.com has been a very frustrating experience.

I placed a free listing on Zillow to sell my home FSBO. They started me off with a fairly accurate "zestimate" of my property value of $168K, but, coincidentally or otherwise, as soon as I rejected a buyer's agent that had paid Zillow to tailgate on my listing, their zestimate of my property value slid down by over $40K in an act of sheer sabotage. At the same time, Zillow deleted the 52 people who had saved my listing and returned it to a zero count thus cutting them off from listing updates. Since then, Zillow has continued to push the zestimated value of my home almost on a daily basis. It is incredible that they can do this to people and not be prosecuted for unethical business practices. BEWARE of Zillow's so-called "free" listings. Same home across from my home just 60 feet away their home $307,668 built by same builder, same color. The only difference is my home is much nicer with conservation to the rear plus I have 4 bedrooms and the inside was updated in 2011. That is a difference of $82,000 for the same home 50 feet from each other. Does that look like they know what is going on in the real estate market?
In my whole neighborhood it is the same. The prices are way off the market value. They are hurting people buying and selling. They are either way too high or way too low. Either way you lose with using them to advertise your home. Don't do it. You will lose. Get a professional firm to appraise your home, not Zillow. They are worthless to use. I am a Realtor of almost 30 yrs. Zillow and other websites of this ilk tout themselves to have their "finger on the pulse" of the R/E market. Nothing could be further from the truth. The old adage "garbage in, garbage out" certainly pertains to Zillow. The info is only driven by metrics and data. They are only concerned with number of rooms, BRs, BAs and square footage. While I understand the importance of this data, it's not enough. Zillow is NOT in a position to bring into the equation very valuable information such as expensive upgrades to a property, or conversely a poor condition. As a consequence, a TRUE picture of value is NOT possible. If you try to contact Zillow for clarification or possible remediation of an issue, you cannot get through.
Honestly, I find their evaluations chaotic and very disruptive to the home selling and buying process. I have, both, buyers and sellers, who have called me wondering why their property value on Zillow was at a certain amount for several months, then plummeted without any reason. The comparables certainly didn't support any reduction in value, so why did this happen. Conversely, I've had prospective sellers call me wanting to list their home at the "Zillow" price, only to find out that that evaluation would not and could not possibly stand.
The internet is great for most things, but the general public should not put too much weight or emphasis on websites such as Zillow. Contact your Realtor with any questions on your property's value. A Realtor has had training and experience and will bring all aspects of value into the equation to give you a truer and more realistic idea of its value.

Premier Agent/Zillow advertising for agents was sold to me and hyped in a way that led me to believe it's some kind of guaranteed lead service, beginning with, "7/10 consumers begin on Zillow, with 150 million unique visitors/month*, and 1/2 of agents' transactions will come from Zillow". (Side note: some say Zillow's visitors are attracted by their immense amount of blog posts, not listings or real estate agents). Anyway, if you've never tried their service and you find that you've become dissatisfied with it, basically you have to go fly a kite.
When you choose a zip code, you are locked into it, for a full 6 month contract term, without much room for adjustments. You cannot change zip codes unless you start a separate 6-month contract in addition to any current ones. You're basically stuck at the impression rate you choose that day if the zip code becomes sold out. So they really leave you choice in resolving things. Leads often don't realize what the process is when they ask for more information (i.e. that someone will be calling them. So many of them are annoyed or rude). Listing information presented to consumers is often inaccurate/out of date. Leads constantly come from non-working phone numbers.
Zillow will do everything they can to blame those issues on an agent's inability to contact/follow up with a lead properly, even if you follow their recommended procedure to a T. You can cancel your ad, but only by paying a fee equal to 2 months of your rate. They claim that a personal consultant and team will always be there for technical support and advice, but while that's true after initially signing up, it really falls short after the first week (kind of like internet service). It is my understanding, that allegedly, the formula for a Zestimate is as follows: A "pin" is placed on your home, then sales prices from ALL homes in a 1 mile radius of your home are compiled, then divided by the number of homes in that 1 mile radius = Zestimate. This poses many problems for both buyers and sellers. Nothing replaces a good old fashion CMA, Apples-to-Apples analysis, which includes # of bedrooms, # of bathrooms and very importantly school districts, just to name a few. In other words my house is being damaged by being linked to every house they estimate in my area. Therefore the damage is exponential. I intend to work back through my brokers and independent attorneys to sue Trulia for up to 1,000,000 based on their negligent disregard for accuracy in collecting facts for their online estimates. Can you direct me to attorney familiar with these types of issues?

ZILLOW should be sued. Where is our Attorney General? This Zillow Group is allowed to 'Zestimate' your home with your realtor, using some ridiculous formula and comps that makes absolutely no sense. I put my home up for sale July 2015 and Zillow's 'Zestimate' came in at $1,867,000 which is a fair price for my home. By December 2015 - 'Zestimate' came in at $1,924,811 which was even better.
I then hired a realtor to take over to sell my home.... and lo and behold my January 2016 'Zestimate' came in at $1,678,029. I questioned my realtor and asked what happened on Zillow. We went around and around until days later, she admitted to me of a 'Confidential value sheet' that her 'realtor team' used, to convince me to lower my price. She came up with comps that were not even in my neighborhood or even my zip code. To make things worse she mentioned... and by the way there is a buyer interested at $1,600,000?
After firing her, I have been trying to straighten out my comps with Zillow for 2 months now with no results. Zillow now fluctuates my home's value to $1,566,923 to as low as $1,300,000. What is going on here??? How can homes go down within a couple of months $400,000? I wrote Zillow and was given the suggestion to go to the Owner's Estimate, which I did with 6 comps near my home... and Zillow did nothing.
If you scroll down on Zillow from your listing, you will find that Zillow has something called "Your Private Estimate", which is a different Zillow estimate than their 'Zestimate'. Again this makes no sense. The bottom line is this... buyers go to Zillow to compare prices of homes. Zillow stating incorrect estimates with incorrect comps with a ridiculous formula, is making the seller in a horrible position to possible buyers... and this is wrong. I have been reading continuously endless complaints against Zillow similar to mine. Hard working homeowners selling their home should join together and if there is a 'Class Action Suit' going on, please contact me. Thank you.

I've tried leads through Zillow on several different occasions as an agent, 2012 and 2015. Both times I did not renew. The leads are all crap. Huge waste of money. They also said I had 1 recent sale the last 12 months when I had 12. Other agents had claimed my sales after I had them submitted at close. Terrible sourcing for that. I can't imagine how many possible sellers and buyer saw incorrect info they were hosting on me. The support is even worse -- outsourced to god knows where. It's taken a week and a half for them to add 6 of the 12 sales back onto my profile and responses are once a day via email if that.

As a New Realtor I signed up with Zillow on the mandatory 6 month contract. I was told I would receive a set # of leads on average and would be recommended realtor 30% of the time for a specific zip code I picked. Here is what they left out... Over 75% of the leads are from homes for rent, homes still on the site not for sale, That the zip code I picked was not going to produce good leads (info they have from within their system) that I can't cancel contract or switch to another better zip code.
Now that I'm at the end of my contract I am being offered a higher rated zip code with 15X the impressions for the same rate. Clearly as a new realtor with little experience the salesperson seen an opportunity to take advantage the last go around. Zillow has no intention on taking care of issues you have as they will not help by providing you with a better solution until your contract ends = poor customer service. Educate yourself about Zillow before signing up. My recommendation. Don't pay over $300 a month and don't except anything less than 15,000 impressions or 50%.

All of the condos at City Walk, 301 W G St., San Diego, CA 92101 are on your website underestimated by an unbelievable 33%. i.e.: My condo #304 went from $867,000 in April 2015 to $576,000 in February 2016, a decline of $291,000 (33%) in just 9 months. On the other hand REDFIN estimate in February 2016 is $868,000. In the last few months there were 4 sales at City Walk of similar condos to mine. Sold at $830,000, $856,000, $870,000, & $880,000. I purchased a foreclosure house in 2009. Zillow's information is totally inaccurate. Previous owner removed a tub (probably out of spite when they left), so Zillow lists it as one bath (probably some hasty bank walk through). I managed to get this corrected after quite a bit of hassle. The other problem I'm having is my home's description keeps reverting to the old foreclosure listing info which 7 years out is totally inaccurate. The Z Estimate isn't affected by this and I'm not selling so this stuff doesn't affect me directly but might harm my neighbors home values if they try and sell and someone pulls up my house and I didn't catch when it reverted. I've also been contacted by realtors who don't pay attention to the fact the house is not for sale and they just see the description. Contacting Zillow still hasn't produced any sort of solution. I don't want to have to check this thing constantly to keep putting the correct facts in. I don't want realtors dropping by!

Their hidden disclaimers do nothing to absolve them of their responsibility to give accurate information. They have cost Realtors their clients because they could not defend Zillow's incorrect values. By their own admission, they are not accurate, and people should not rely on Zillow... so why do they persist in promoting "zestimates"?! They are doing a grave disservice to Realtors, and our industry. Instead of disclaimers, they should be fixing this. Worst of all, there is NO WAY to email this complaint to them!

Here's the thing: They sell you something over the phone. Whatever lie that salesperson felt like telling you to get you to buy. They don't tell you that they are signing you up to give away your firstborn son and a kidney, plus all of your earnings for the rest of your life for absolutely nothing. Trash. Zillow and Trulia produce NOTHING you can use then they send you a receipt for your purchase. This is the important part: The receipt says that by purchasing their goods and services, you automatically agree to their terms and conditions. Which are not disclosed to you prior to purchase. So, by now, you're already committed to something they didn't disclose to you before you purchased. Got it? That sounds like fraud.
Second: They tell you that they will mess up your credit if you don't continue to hand over the kidneys, right? You never signed any agreement, and the terms and conditions weren't disclosed to you until AFTER you purchased, albeit at the bottom of an emailed receipt. That threat alone is a violation of the Federal Fair Credit and Reporting Act, when there is no agreement. So, save the threats in writing, if you can get it in an email or something, as I did.
Third: They refuse to respond to your complaints that you aren't getting what you paid for. They tell you that there are no supervisors and that there is no in-house attorney because, see, they know their sales staff is likely defrauding you that's why they don't want to talk to you. Lastly: Notice that almost all of these complaints are answered by Zillow and Trulia saying that they 'reviewed the terms and conditions with the customer?' Notice how almost all of the agents say they never got one single phone call or email in response to their complaints? That's because Zillow and Trulia staff are not afraid to keep defrauding agents and brokers, or anyone else.
When you read the hundreds and hundreds of complaints on the BBB site, remember something: These are just the hundreds of Realtors who filed complaints with the BBB. How many more didn't? So, if it's too late for you and you already got stuck, it's time for you to file a complaint here, and then head down to your local Attorney General's office to file a complaint. Cancel your credit card. Tell everyone you know what happened to you, and let's try to save our fellow Realtors from this fate.
