My pool motor (for the cleaning & fountain) is no longer working. Old Republic sent out their tech (Pelican Bay) and the technician turned a screw driver a couple of time and proceeded to sit in his truck for 30 minutes. At that time he informed me the pop ups were broken and it was not my motor. I had my pool man look at the motor and YES the motor is broken. Go figure! When you purchase a policy for your home and are told if the pool breaks it will be covered is not the actual truth. Old Republic say this part is NOT covered under my plan. Well then what good is this... so far I have not found anything that is covered! What a scam. How does this continue to happen??? ** business and they should be shut down!!! Yes a disgruntled customer and will NEVER continue my coverage with them.

It cost me a $75, three trips from their repairman and over a month of waiting to come to the conclusion that they could not repair my dishwasher. They offered to put a black panel on a white dishwasher which I told them that was unacceptable so they offered to give me 225$. So if you do the math... $500 home warranty cost, $75 deductible, $575 total paid for home warranty = no dishwasher and a very unsatisfied customer. Plus their customer service reps talk over you and just repeat themselves. Don't waste your money with Old Republic.

When we signed up with Old Republic we were told that if any issue arise with our Water Heater, A/C, etc as long as it's not our fault, Old Republic will gladly send someone to fix it or replace it. Well, yesterday one of the electric wires of the water heater started to smoke. So, we unplugged it and called Old Republic thinking it should not be a problem, we are all covered!
The next thing we know they send us a plumber who does not even have a permit to work in our city and can get a huge fine for charging people for his work. So, this plumber tells us that we need to pay $700 for the code upgrade. How do you like that? We have 4 small children and not to have hot water is inconvenient. This is the reason why we even purchased home warranty: to avoid out of pocket expenses.

I called Old Republic for a plumber to come out to check on a guest bathroom shower/bath combo valve issue. They say valves are covered, but then gave me a song and dance about why my valves weren't covered. They are a lying company who does not back what is clearly written on the warranty we purchased. Once they get your money, case over. If you want to get screwed feel free to purchase a home warranty from these crooks!

We are 1st time buyer for a new home and we just moved right there and then. That night we found out that there's a leak that cause molds from the master bathroom through the kitchen ceiling. We right away called "Old Republic Home Warranty" and inquire about our plan which they will cover to fix the leak and they told us "Nothing to worry. It's all cover by our policy." They called the plumbing company to make appointment to fix the problem and they did fix the leak. Now 2 weeks later we called them and asked to repair the wall and the ceiling that they took and they told us at first they will cover the repair except for paint.
I spoke to the agent "Amber". My husband called them too and we found out that they will not cover all the repairs for the wall and ceiling. This is not fair. They took the wall and ceiling just to fixed the leak and now they're telling us they will not covering the repair to put it back. Now we tried to called our homeowners insurance and we will end up pay for the deductible of $2,500 for them to fix it. "Old Republic Home Warranty" is the worse home warranty ever. I will definitely not renew our plan for next year. I will report them to the government insurance commission for this. Guys if you're looking for home warranty please don't get this company "old republic home warranty". Hope this review will help you choose the right home warranty for your home.

We've found this to be a total rip-off. It's more of a repairs buying club than a real insurance company. We got this plan as part of the purchase of our vacation home. The seller provided it as a selling point. The pressure assist water pump went out Labor Day weekend making it difficult to use water so we called a reputable area plumber who was recommended independently by two other people we know in the area. We knew we had the policy, which we didn't have with us at the time, but assumed them to be a reputable "real" insurance company. We thought we'd just need to put in a claim. In fact, they refuse to even consider paying for it because they "had someone answering the phone on Labor Day."
You apparently have to call them ahead of time to beg them to fix your problem on their time schedule, using THEIR service people, the way they see fit, using whatever parts they see fit to use, etc. To them, it's not an emergency unless there is no water - not a single drop - coming into the home. We had 14 family members at the house over the July 4th holiday. Had it happened then, the process would have been to wait for this joke of an "insurance" company to get around to fixing it in their own sweet time or paying for everything ourselves. Needing a house to be fully functional at all times is not a concern to them. You'd also have to pay a fee - they call it a "Trade (Service) Call Fee" yourself. They conveniently leave the amount of that fee undefined.
My impression is that they will make getting service so difficult you give up and just pay for it yourself under any circumstances - and if that doesn't work they probably have agreements that allow them to pay servicemen only a portion of what they normally charge, then get a large fee from you to cover most of that. They just don't feel like an above board reputable "insurance" company. They seem to have clauses and excuses to get out of everything. "At our sole discretion..." "We have the sole right..." "We reserve the right..." None of those sentences end in anything that favors the consumer anywhere in their agreement. If you're going to buy a home and someone tries to sell it to you based on having an Old Republic Home Protection plan on the house, tell them it doesn't even have value as toilet paper.

I am a realtor and I rely upon home warranties to assure my clients that their home purchase will be covered and repairs will be made when things don't work within the first year of ownership. I ordered this home warranty policy for a client and discovered that the built in microwave was malfunctioning 3 days after move in. This appliance was working at the home inspection and was working to heat things in the first few days of occupancy, but when the F2 signal went on, the clients called for service.
When the repair was called in, the claims rep asked if it was working when the owners moved in and the owners said yes. The claim was referred to a service company (E&J Appliance repair) and the situation/problem code on the microwave was reported to the service company. They originally schedule to come out on Sept. 6, but realized they did not have the part, so they cancelled the service visit and got authorization to order the part. They finally got the part in 20 days later and were scheduled to install it. The repair company brought the part with them, but the technician had to report to the claims representative because the claim had been flagged because it was so close to the close date. The technician told the claims rep that the part had been failing for some time and the claims rep called it a pre-existing condition and refused to pay for the repair.
This is how Old Republic Home Protection gets out of doing repairs. An appliance breaks within the time frame of the policy, and they call it a pre-existing condition and refuse to honor the policy. And then to add insult to injury, they charge a $65 repair co-pay for a repair that is never done. This was an Ultimate Buyer's Plan with Star coverage added. The policy cost $475 and we cancelled the policy after the denial. For three weeks of coverage, they are only refunding $318. Thanks for nothing ORHP. Be assured I will never recommend this company to another of my clients. This is your job, to make sure new home purchasers are insured and covered from mechanical and system failures in a new home. You failed miserably at doing your job.

We got Old Republic when we bought our house so we renewed this year. In July when it was over 100 outside it took 11 days to get our unit repaired. Forward to this weekend: same unit not working again. Also when we went downstairs to check on it we found the hot water heater was leaking - this was Saturday. As of today Tuesday no has been out to fix either one. ORHW told us last night that we were not a priority since we have a unit downstairs. Hello kitchen, laundry etc is all upstairs. They need to come cook for me upstairs. I recommend a home warranty but I would not use this company again. As soon as our contract is up we will find another company.

The one year warranty came with the purchase of our home. At first we were satisfied with the service. We even got a brand new microwave when ours could not be fixed. Then, when our washing machine needed to be fixed it was not covered. What? I was told it was an add on to our contract and since we did not add it on it was not covered! $500 later for a new washer. At that time I was told I did NOT have an appliance package (fridge, etc). And of course NO pool coverage. WOW glad I got that one year free!
Then in the middle of summer (Las Vegas) our ac stopped working when it was 118 degrees! 12, yes 12 service visits later within a 6 month period, the ac still is not working properly. The techs kept band aiding the problems and have even lost cover screws to the unit. My husband went up on the roof to clean the coils (as instructed) and found cigarette butts all over my roof!!!
I called OR and made complaint after complaint about the so called repairs, the no call, no shows from the contractors, 4 different ac companies, the cigarette butts, lost screws, the time I had to take off work, and subsequently the basic disregard of all these things and more and guess what do they do? They cancel my renewal contract!! Haha. Really. Goes to show you, in my opinion there is some type of scam going either with the ac contractors or with the home warranty company. Either way stay away from OR. They say they will fix it or replace it. That's not what happened with me.

We had a drain backup in our garage for the washing machine. I called Old Republic on a Saturday and it was really quick and easy to set up a service call. They sent a confirmation email immediately after. I was a little concerned about the plumber they assigned to the job because they didn't have good reviews on Google. However, they called me later that night (Saturday) to schedule a time to come out. I wasn't expecting to hear from them until Monday. They got me in first thing Monday morning, were on time and did a good job.

We bought our home and got ORHP. We had an inspection and all was in working order. Got to our house and the toilet was leaking. They refused to fix since it was the day we closed. Don't answer any questions they ask you. Just keep saying it doesn't work properly. They are trying to find a way to not cover it.

I ended up with a 1-year home warranty through ORHP as part of the purchase of my home. In the past, any warranty claim I've ever had to file - whether for home or automobile - has been a fairly smooth process with a direct fix or replacement to bring my protected property back to its state before the claim. I have had to open a few claims since buying the home - mostly for appliances (they came with the house and the house is 11 years old) and also one for A/C repair. For the most part, ORHP was great when setting up the claim and getting a repair contractor out to do the work. I had to pay a few trade call fees at $100/each but when the repair would run nearly $500 or more, the trade call fee is great value.
However, my last claim has not gone well at all. Partially because of the company hired by ORHP to do the work and partially because of ORHP's cheap way of getting around appliance replacements. I have a stainless steel Whirlpool Gold Oven/Microwave combo wall unit that has been problematic (several trade calls to have repairs done). On the last repair, it was deemed necessary to just replace the whole unit. ORHP verified the replacement decision and gave me the option to either:
1. Take cash in lieu of repair - this sounded great until I noticed that they would be sending me a check for several hundred dollars less than what it would cost to replace the appliance. They would also no longer cover the work to install/replace/haul away if I took this option. 2. Get a replacement installed - sounds great until I read that they refuse to directly replace stainless steel units... they will only give me the choice of a black or white appliance (my kitchen is all stainless appliances, therefore this option is terrible).
Now they have me between a rock and a hard place. After speaking to them to try and just negotiate the actual replacement value (I told them I would cover the cost of labor/install/etc), they will not budge and frankly were a bit rude about the whole ordeal. I'm talking about a difference of maybe $300-$400; a significant chunk of change. They state that they get their values from their supplier network and that dollar values for replacements are not always on par with retail value (no kidding!). What a joke. I would look elsewhere for a home warranty - do not give these people your time, money, or effort.

I chose Old Republic Home Protection at the recommendation of my real estate agent when purchasing my (older) home. I have had several service calls during the past year. Positive one: Water heater - broke and leaked all over garage. Discovered Friday afternoon - was replaced by Saturday afternoon. Service provider was very friendly and professional. Even took care of a leaky faucet under the same service call. Small plumbing line modification was necessary and not included ($40.00).
Rest: Garbage Disposal - started smoking - motor burning hot to touch. Called in service - they showed no concern about potential fire hazard. Insisted on getting number to call service provider directly (on several other prior calls it generally took a day or two to hear from any service provider - if they called at all.). Explained the situation to service provider - dispatcher promised to explain situation to service manager to see if it was a true fire hazard and said they would call back. No callback as promised but appointment was scheduled for next day. Obviously my house did not burn down (I unplugged disposal and poured/ran bunch of water down it - smoke decreased and eventually it cooled down.). They replaced disposal and the service technician was nice.
Rest of my service calls were fairly useless (garage door opener and pool). Especially pool issues - never got promised callback from provider. Had to call OR back multiple times. Called service provider directly - would only schedule for the following day late in the afternoon if any time available (non urgent issue - due to work schedule I needed appointment to be scheduled several days in advance) - Requested new service provider - also difficult to schedule. When finally came out -main problem not covered (did fix minor issue). Promised a quote to fix main problem - never heard from them again.
Old Republic's service (when calling in) left a bad taste in my mouth. Also, a lot of their service providers are difficult to deal with and not very friendly. Decided to renew with another company - American Home Shield. I used them with my prior house years ago and was happy with their service. Same coverage (but with higher coverage limits) was also about $100.00 cheaper for the year. Service fee is $10/call more with the new company.

I had so many bad experiences with this company with my clients and with myself. I just got insured and the AC starting to not pass air to one of the rooms. Contacted the home protection, I paid my fees. The company was not satisfied the report. They order another opinion, same result. They still were happy about the diagnose, they had to pay. They requested a fourth and a fifth opinion so finally the last opinion said that it was the "design of the house" therefore they finally found a reason to deny coverage. The house is a normal 3 bed 3 bath home in the city of Montebello. There is nothing wrong with the design of the house. Yet Old Republic made me waste over two months to satisfy themselves and deny the coverage. I do not nor will ever recommend this company. They cover themselves only, NOT CONSUMERS!!! Previously, on my old house, they denied a leaking under the sink!!!

My box overheated last summer and I paid for their service to come out then the next day they decline the repair due to pre-existing condition. This company is a rip off! Buyer beware. Skip this company. My realtor refuses to refer them anymore!

Old Republic sent Absolute Heating and Cooling to re-work my inside unit and they refused to come out and complete the work which was to rehook the unit to the duct and Old Republic did nothing about it. I first called them on 8/14 and today is 8/27 and my duct has not been repaired yet. Air is going out of the duct into thin air. I have been cooling the outside and my electric bill has increased. I would not recommend Old Republic to anyone. Old Republic called another provider which as of today which has been 4 days has not gotten back with Old Republic to set up an appointment with me and tell Old Republic their fee to do my hook my duct to the inside A/C unit. I don't think customer service went over and beyond.

I've used Old Republic for three years. Each year we call about the HVAC unit. Each year some rumdum adds Freon. Called on Wednesday, never got a return call with contractor called Affordable 205-585-8099. Called Republic again Friday and asked for weekend service since it 100 degrees in Alabama and this is a second story unit and our second request. Republic doesn't know the hours of the contractors, won't provide OT, nor called the original contractor to find out when they are coming.
Got second contractor number, Cahaba HVAC 205-365-4687 who answered his phone and said he would call Saturday morning to let me know if he could get someone to our house. Yep still waiting to hear from that rumdum. I will probably never hear from another contractor nor will I ever receive an refund from Republic, but they will never see another penny from me and I will make sure that everyone I know is aware that Old Republic is the worst company, with the worst customer service and evidently contractors who can't get work any other way.

After setting up a tech visit using Old Republic, the tech was very helpful and wrote my diagnostic up for me to sign and he passed it along to Old Republic. Within 30 minutes they called and DENIED my claim. They stated that since there was something lodged in washer drain pipe (inside the unit) it was not covered under 'normal use'. How the heck am I suppose to know that there is something in there from the previous owner? That is why I call the experts and have my 'home warranty' cover the repair. Old Republic is clearly looking to gouge your money upon purchase of a home, only to deny the majority of their claims. This is evident by the long list of complaints. I would strongly advise not to use this company for your home warranty. Look elsewhere!

I am filing a complaint in hopes it will prevent someone else from having to go through with what I have been. I was told by an HVAC person to call in an emergency because my breaker to HVAC kept tripping and it could catch my house on fire. I have been fighting with them since. They kept sending "Fly by night" people out who did nothing but wrote on the ticket that they did. I watched them and they lied. After over 3 wks it was discovered by Early Services that the HVAC was leaking water. Since then ORHP have lied and lied to me. Every person that called changed everything that was going to happen. I am 80, live alone, have no air in over 100 degree rooms and nothing but little fans to try breathe. I have chronic back pain, wear a back brace and I can't get the HVAC in. They have told me for over 2 wks it was being shipped on a Monday and installed on Wed. Company called me last week and they have no HVAC to install. Another lie from ORHP.
I am worried sick. I will have a stroke in the severe heat in my home. I received a call again today but could not understand what she was saying and she said she would call me back BUT DIDN'T, as usual. I have filed complaints with Consumer Affairs and various other place but ORHP ignores them because their lies are working. I am now trying to get assistant for our new elder abuse law in AL and will soon have what I need to go after ORHP. I have numerous people who deal with ORHP who are also getting information and hopefully they will get rid of using their company when homes are sold. They shouldn't be allowed to even have a company. How sorry can they get when they don't care if heat kills a person as long as they can get the equipment needed cheaper. WORDS CAN'T EXPLAIN WHAT A SORRY COMPANY THEY ARE AND STILL GET AWAY WITH WHAT THEY ARE DOING TO PEOPLE.

When I have problem with my AC unit I called this company and they said $65 for someone to come to my house. And it's no problem to me. But they got to my house they said they cannot fix my AC because my dog chew the wire. But they can fix it if I pay $150... So I was so angry. But I paid them $150 and after they left my AC doesn't turn off. And I called them back. They said something wrong with my Thermostat!! So I just let you guys know do not trust this company!!! And I sent email and call them to cancel my service. They said still pending till I pay $65 for call service. So where is the $150???

I recently had an air conditioner problem with my home. I contacted Old Republic with the issue and they gave me a service provider that never even bothered to contact me. I again contacted Old Republic who once again gave me another service provider's name and number. Once again as of a week later, I still have not heard from that provider. I called Old Republic a third time and all I got was "We're very sorry". All I can say is "They sure are!" Don't waste your money!

I had a bad experience with Old Republic and American Modern. My AC unit stopped working. I had just moved in this house about a year ago. I called them and they sent a technician out from Wayne Bryant. He was not nice and I feel he did not do a very good job at analyzing the unit. He did not go into the attic at all. He wrote two things on a piece of paper about the fan motor and condenser with no price attached and told me I had to wait till the company opened up. I waited the whole entire day and no call at all. I called Old Republic the next morning and they stated that they could not help me because the technician from Wayne Bryant stated that the unit just needed to be cleaned.
Staff member at Old Republic said if I were to clean the motor, the AC would automatically start to work. I asked her is she was familiar with AC's and she said she was. I said to her, if a motor on a car goes out and I cleaned it off, the car would not automatically start. She said yes it would start to work and they were not going to help me. My house is 94 degrees everyday when I come home. I have asthma and a thyroid condition. So I called by again and asked to speak to a supervisor, she stated that the technician from Wayne Bryant said some dogs had urinated on the unit and they are not held liable for that. She said the coil had been chewed up by dogs. I do not have dogs and no visiting dogs. She stated that the coil needed to be replaced and they are liable for that either because I did not have the maintenance done to the unit and the dogs had vandalized the unit.
I called my insurance company (American Modern) and told them that dogs had vandalized my AC unit according to what Old Republic was stating. American Modern refused to pay as well stating that the AC unit was not working because of normal wear and tear of the unit. I am so upset that I have to go home everyday to 94 degrees in my house and I am paying 2 (two) agencies; Old Republic and American Modern and both of them are refusing to help. I called the supervisor back and stated what American Modern said and Lola from Old Republic offered me $179. This is not near enough money to get AC unit fixed. I will be 57 years old and I just don't think this is fair to me to have to live like this!

My wife and I were convinced this was a good company as we read many good reviews when we bought our home last year. We had no problem writing them a check for their services and they had no problem cashing it. Almost a year later, our water heater is leaking all over the basement. We follow the plan, have a plumber look at it and says it toast, needs replaced. Now comes the runaround from their authorization department. We have an 80-gallon tank, but they think we need a 50. We get a second opinion from 3 other plumbers who recommend an 80 gallon due to our jacuzzi tub.
Old Republic doesn't have comparable pricing for an 80 gallon so they decide to just give us a cash-out offer for the 50, $1100. Problem is, an 80 gallon starts at $2000, before installation. Hours now on the phone, back and forth with supervisors. My wife and I are young professionals. We don't have time to deal with this. I guess we will just protect ourselves next time. Maybe the company should rename itself "Old Republic 1/2 coverage Home Protection." I recommend ANY other company for your protection needs. This is a company of crooks.

Well from what I have personally experienced ORHP is not all that bad. I'm sure they have stiffed a bunch of people. But personally they saved me from have to buy ac fan (500) and probably a condenser coil (500). Take this good review with a grain of salt. Experiences may vary??? I called in the warranty and they sent out someone the same day. Replaced the $500 ac fan the same day. Filled my freon up same day. And put a claim in for the coil. Cost me 100 for the deductible and 35 for the freon.
I had 2 other ac companies come by before the warranty contractor made it. And both wanted to replace whole outside ac unit and coil. Which is what I need to do. But they were unwilling to patch me up to keep us cool until we made the financial situation straighten out. I was quoted 4500 bucks from 1st ac company and 3600 by the second company. The home warranty contractor said himself ORHP is slow and usually unwilling to pay. But he had a certain dollar amount ($500) that he could just use without getting any approval from ORHP. So don't take every review as they will screw you over. In my case I'm elated that I got my money out of them and I'm cool right now. I think all home warranty companies are patch u up companies. Hopefully they will cover the coil and if they do I'll renew my Contract with ORHP. Don't get disheartened, try them. What do you have to lose 100 bucks? Can't do anything with that anyway.

20 year old A/C unit. A/C compressor went out. Sent out company number 1. Issue was plain enough to see. Replaced compressor, no options were offered to replace the whole system. I know the inside isn't covered, but it should have been an option available due to the price involved on a system so old. The replacement took 2 weeks - which is a long time when it's the summer in central Texas.
Week later they were called back as the unit did not seem to be cooling well. Sent the same company out - said he'd talk to the home warranty people and left. No indication of what was going on. Called Old Republic who contacted the company and said he didn't check everything and sent him back out. Again he said nothing was wrong. Again didn't check anything and barely poked his head into the attic to check the inside unit. Had to spend 2 hours on the phone and ask to speak with a supervisor to get a second opinion. Was told the speaking to the supervisor wouldn't change anything. Supervisor called the next day, and rather unhappily granted a second opinion.
Company 2: Came out, said the coils were dirty, cleaned them and said it was low on R-22. Said it was likely due to the coils being dirty. Unit was short-cycling and they weren't sure why. Replaced a contractor as well and left with the unit running (also said he was afraid to turn it off as it may not come back on - but that as long as it was running he couldn't do anything with the warranty company). 3 days later the unit stopped cooling. Company 2 is sent back out. Spend 2 hours checking things and couldn't figure anything out. Thought maybe it was a control board on the furnace and left saying they'd get it ordered and replaced in a few days.
Several days later I haven't heard anything and suddenly we get an email that a 3rd company is being send out. Called Old Republic who says that company 2 said that the person who installed the compressor did something weird and that it should go back to them. Old Republic isn't sure why a 3rd company was sent instead and said "Just let them look at it."
3rd company: Says it's low on R-22 and that's why the compressor is turning off. After explaining that a week before it was filled he says there must be a leak somewhere and recommended replacing the whole unit. He filled it up and left. Old Republic didn't like that answer and wanted their own second opinion and sent out company 4.
Company 4: Found several issues, but left saying the compressor wasn't running (it clearly was). Old Republic called and offered me a cash out on the labor for the compressor replacement saying the 4th company said it was installed incorrectly. Either that or I'd have to go back to the first company on my own.Decided to have my own company look at it, expecting to get the cash out. A week later it's fixed and I call and try to get the cash out (which two separate people called and offered me). Now they are saying it's not an option. Coincidence that an hour after I mention that it was repaired by a company at my expense that they revoke that option? I don't think so. They refuse to honor what two separate representatives of theirs offered.
Now I'm out the money it took to fix it, which they also refuse to reimburse, even though I went with another company under the understanding that they were going to provide money from the crappy install their technicians did. It's 100 degrees out and I have a pregnant wife and I've had to spend 2 months for them to fix the issue and they still didn't do it. And now they won't even provide the reimbursement that was offered by two separate reps at their company. I can see why they have a crap rating and are under class action lawsuits.

Like so many others have stated, this home warranty was offered with the purchase of our home. We had two problems within the year of coverage. Both were handled satisfactorily. We had a pleasant experience with customer service, claims personnel, and repair technicians that were sent to our home. We will consider this company again if we choose to keep a home warranty. Following is information on our service calls if you are interested in the details.
First: Our dishwasher got stuck on the heated dry/plate warmer cycle. Since we run the dishwasher at night while we are sleeping the heated dry stayed on for hours and melted several toddler plates, cups, spoons, etc. We had a big mess with dripping plastic inside of the dishwasher. We called the warranty company and started a claim. They called us back within an hour to inform us that a service call had been scheduled for 2 days from that date. (Yes, I would have loved to have someone out that day, but I understand that a dishwasher is not an emergency!)
The repairman arrived on schedule, inspected the dishwasher, made a few calls and told us that the part needed would have to be ordered. The expected turnaround time was about a week. In the mean time we cleaned the dishwasher as much as possible and continued to use it with the air dry feature instead of heated dry. The next week the warranty company called and told us that the part for our dishwasher was no longer available so they would replace our dishwasher. They asked us to take pictures of the model information, features panel, etc. and send them in so they could replace it with something comparable.
Approximately a week later they sent us the proposal for replacement. They wanted to replace our stainless steel dishwasher with a model that was only available in black and white. We told them that was not acceptable so they offered us a check for enough to purchase a comparable model and pay for the install. Overall, this took about 2 months from claim to receipt of funds. Not ideal, but we still had a functioning dishwasher during this time.
Second: We had a problem with the downstairs air unit not cooling properly. It was cooling, but it just had to run constantly and would always be about 2 degrees warmer that the thermostat setting. We called ORHP and put in a claim. They had someone out within 48 hours. A part had to be ordered, but everything was fixed and running properly within a week.

This company is made up of a bunch of CROOKS, their intent is to take the money and provide no services. They have a half a dozen class action lawsuits against them. With 1051 BBB complaints one would think that you people will start asking questions about the integrity of this company that you sell products for. Here is my story: we purchased a home warranty from ORHP when we purchased our home in Oct. 2015. On Sunday July 10th our toilets started to back up and would not flush, our shower drains were backing up as well.
We called ORHP for service, they sent a referral for a plumbing company. We called the company and they said they could not help us on Sunday and that we had to wait until Monday. We told them that it was not acceptable, we called ORHP back, the customer service person told us if we could find someone that can do it on Sunday they would reimburse us, provided that the plumber calls them first. We found a plumber, he came and assessed the situation and called ORHP and gave them the estimate on $289.50 to clear the clogged main sewer line. He performed the work and said the line needs to be Hydro Jetted as it has buildup grease in it.
On Monday we got an email from ORHP indicating that they will not honor their given on Sunday and that they will only pay $225, $65 for the initial service. After many phone calls and arguments we received a call from a so-called supervise (Nahom), he claimed the service representative that gave the authorization made and error and that they will only pay $255, $65. However as consolation he will send a plumber to Hydro Jet the main sewer line at no charge to us.
I accepted and today (Wednesday) an ill-qualified plumber from Economy Plumbing in Phoenix called saying that he has to first diagnose the problem and report back. I agreed, he did not even have the proper tools nor the length of the snake needed to diagnose the line. He found that the water is still building up and the flow is not clear, he said he will report that. Few minute later ORHP called saying that the plumber told them he cleared the line and all is well. I told the representative exactly what the plumber had said, went out to get the plumber, he had ran away. The representative told me if there is a problem in the sewer line, they will not cover that and that there is nothing they can do for us from now on.

I have a very different experience with ORHP than most of these reviews. I got the initial warranty a little more than a year ago when I bought my house. I didn't even think about it until this spring, I had 3 issues they were great at resolving. #1 - my AC unit's water line broke and started spraying water everywhere and flooding my roof. #2 - my hot water heater stopped working. #3 - my dishwasher stopped powering on. They were out next day to fix the waterline, paid my $65 service charge, they replaced the line and boom, it's fixed. The water heater was not repairable so they replaced it, took about 3 days from the call 'til the new one was installed, paid the $65 service charge and boom water is hot again and a brand new water heater was installed. The plan did not cover haul-off of the dead water heater but I talked to the repair guy and he called someone who came and picked it up the next day for no charge.
The dishwasher (LG brand) has been more of an adventure, repair tech said the control board is fried and needed to order parts, the parts need to be made in Japan or something so it'll take 3-4 weeks, ugh! But I understand, we wait 3.5 weeks and parts are installed. Well it powers on now but does not run/wash or do anything other than power on. Tech says it's a bad wire somewhere in there, can't be fixed. I'm not thrilled but at least I'm getting a new one. His point was valid, since there was no power to the unit he couldn't have known it wouldn't run until they fixed the power failure issue.
2 weeks later and 3 or 4 calls to OR they offered me a replacement. (They did seem to drag their heels a bit on the replacement authorization). They kept saying, "The new one will match the same features your other one has but we don't guarantee you'll be offered a matching stainless steel one or the same brand." I was prepared for them to offer me a cheap ugly almond-colored hunk of junk or something. I was honestly shocked when they offered me a high-end unit that sells for about $1600 in the matching stainless color. I know my LG was nice but I'm pretty sure this is actually nicer.
Now I wait 10-14 days for it to show up and get installed which puts me at 3 months since it broke, not ideal but at least they did a good job on offering me a good quality replacement. I've already renewed for a second year even though I hope stuff stops breaking. The warranty has been a great deal for me so far and I would have paid more out of pocket for these repairs than what the annual fee + service call costs are. They are always nice when I call and so far so good on the repair people they have chosen for me.

Do not pay attention to the Better Business Bureau reviews because they must be written by people that work for Old Republic. I filed a formal complaint with the Better Business Bureau and it's not posted on their website which shows that the BBB, as written by news organizations, is paid for by businesses and works to support those businesses even when they're treating customers badly. We paid $2,000 for an ORHP plan but when our air conditioner broke they never repaired it and then cancelled our policy. Old Republic Home Protection will not protect your home and abide by their contract. Buyer beware, they engage in deceptive trade practices. Do not purchase a plan from ORHP!

On 6/8/2016, mid-eastern appliance services came to my house at ** to repair a dishwasher that was not draining (see service order attachment). $ 75 deductible was paid to the company. The diagnosis was bad motor. The company came back after about three weeks and replaced the motor, but the problem persisted. They stated that they would call ORHP as they were unable to diagnose the problem. Another company with phone number 703-507-7788 was asked to come and a new work order ** was created. The technician of this company went to the wrong address **. He was given the correct address on the phone but refused to come.
On contacting ORHP again, I was told that the work order has been assigned to A R Appliance Repair phone 240 449 9299, but when this company was contacted, the owner stated that no work order was received by them. On 7/12/2016, a call lasting 20 min 54 sec was made to ORHP (800-972-5985) at 8:08 pm and another call was made to the same number on 7/11/2016 at 6:18 pm and the call lasted 25 min 44 sec. The company keeps stating that the work order is for ** but is reminded every time that Mid Eastern technician came to ** address and carried out some repairs unsuccessfully.
So it appears that the left hand does not know what the right hand is doing. 1 month 4 days have passed since the first diagnosis and ORHP boasts of excellent customer service on its website. On being asked about the name of the CEO and address, my request was denied and I was informed that a supervisor would call me tomorrow. Let us see if he really calls.

Be aware of this company. They will take your premium and then provide less than ideal service! Cannot get anyone to fix my air during the hottest summer in years. I pay them to find contractors but I am now being told to handle it myself after waiting on them for 3 days with no air! Supervisor talked over me, wouldn't listen to me and when I tried to cancel my warranty I was told no. In the process of working to cancel it now! There are a lot of warranty companies out there. Steer clear of this one!!! 447 complaints on this site should tell you something!

We've had the warranty for two years and finally needed to use the warranty for an AC unit that no longer works. The AC tech told us the coil needed replacing. We were then told by ORHW that the only way to replace the AC coil is to replace the FURNACE? (Since the original coil part could not be found, a bigger coil replacement part is needed and therefore is why we need a new furnace.) The furnace works fine but now needs to be replaced to get my AC working. The worst part is that ORHW says they are not paying for the furnace because there is nothing wrong with it. Amazing. I don't want a new furnace. I just want them to fix my AC so now they tell me it will cost me $2,500 for a new furnace which works fine but it is the only way to get the AC working. This does not make sense. I explained this to their supervisor and he simply could not care less. Told me it's the way the contract works. I will never do business with these people again.

Run away from Old Republic Home Protection Company. This is the worst home coverage I've ever encountered. I just purchased my new home and this warranty was part of the deal, but once it's expired in November of this year, I will find another home coverage. Just the headache alone of having to deal with several representatives is a disappointment ~ all they say is "I'm Sorry For Your Experience", but having to say you're sorry does not solve the problem.
My microwave was sparking and when I called Old Republic and provide my contract information to a gentleman named Nahom, he IMMEDIATELY said that my appliance wasn't covered. What, it's not covered, and if not, then what is covered? I hung up on him because I was so frustrated with his response without even looking at my policy. I placed the call on May 11, 2016 for service and it wasn't until weeks later that they contacted Protech Appliance Service to come out and see what's wrong with the microwave.
The problem was with the interior lining inside the microwave and would you believe Old Republic indicated to me that the interior lining wasn't covered in the contract. Well, what contract are they looking at because my contract indicates that "oven/microwave/range/cooktop: racks, handles, knobs, interior lining" is covered under the Ultimate Protection - in which I have. After weeks of going back and forth with Old Republic and Protech on the interior lining, Old Republic finally decided to replace the microwave.
Now, the problem is the Haul Away of the old microwave. The technician came and took down the microwave - and by the way, he indicated that it was fixable??? Now, I have this huge microwave that I have to haul it away because Old Republic indicated that I have to pay for the hauling and then get reimbursed by them ~ and my contract says they are supposed to get it hauled away. What do I do? I called Nahom about five (5) times and left voicemail message, and he has not returned my call. He must be very busy with other problems to return my call. Overall, it took close to two (2) months to get another microwave after calling them numerous times with the status of my work order. I am so disappointed with Old Republic that hopefully, between now and November, nothing goes wrong with any of my covered home warranties. Shame on you!

Almost 3 months and finally we called our own repairman. The seller of our recently purchased home bought the warranty. NEVER purchase one, ask for the money to be put towards closing costs instead. We called as our dishwasher wasn't cleaning the dishes. They sent a repairman - told us we needed a new part. Two weeks later came and replaced the part, said to me, "Run a cycle first" and they hurried out the door. I ran the cycle which caused flooding all over our kitchen. Called Old Republic, sent out the same service, 2 weeks later the service would not return calls.
Old Republic sent out another contractor who told us the first one broke apart. 4 weeks and 1 wrong part later, dishwasher was fixed - almost. They didn't mount it back in the cabinet. The 2nd service provider said he couldn't fix it so they wanted to send the first repair service. I told them, "No way, they were very unprofessional and broke my dishwasher". They said, "That's the only choice unless you call a repairman but he will have to call us first and explain the problem for an authorization."
Got a repairman, called Old Republic who told me I didn't have prior authorization. Since Old Republic TOLD me to call my own repairman, I'm thinking that is prior authorization. My repairman mounted the dishwasher and I paid him the $15.00. This process was almost 3 months!! It was resolved without their help. What is this was an air conditioner? Hot water heater? Worst company ever to do business with. DON'T PURCHASE. Complete joke of a service.

When we purchased our house the original owners had purchased our first one year warranty with this company, so I thought that they were a well established and reliable company. I also never thought to look further beyond what had been purchased for us such as the reviews or other options for a home warranty. When our first year was up, I wanted to keep our home warranty in the event that something catastrophic would happen and we wouldn't be able to replace it ourselves. I went through and selected the payment option that best suited our needs.
First payment was completed, however a month or two passed and money was withdrawn from my account that I had not intended nor known prior warning that money would be taken; I NEVER received an email or letter stating that money would be taken out to pay for the payment plan that was never made clear when I was first originally looking through their payment plans. I was extremely infuriated.
I am the bookkeeper for my family and without prior warning I never knew that I needed to have the certain amount of money needed set aside for the payment, I have no problem paying but I do have a problem when a company does not tell me what their engagements are going to be with my account. This action made me go into panic mode and fear for thinking someone had become in possession of access to my account.
When I was able to figure who the money actually went to, I attempted contacting the company numerous times via email and phone but never received any acknowledgement to my questions as to why I wasn't forewarned about the intentions of deducting money. My trust was severed with this company. I discontinued my payments and have found a new company to do business with. From the other reviews that I have seen, I am glad that I had never needed their service for it sounds like they are more about making easy money than actually providing service when the time came. I am extremely disappointed with the policy and actions of this company and will NOT recommend this company not return.

We had one Old Republic Home Protection at our old home & stopped using them because they denied our claims multiple times. We moved & tried again, figured they would be better this time. Well we signed up & told we were covered for roof leaks & damage so great. Well when the time came to with roof leak issues due to a termite inspection the roof inspector felt it could've been from the termite inspector or just regular wear & tear. Well it was denied, that since it's possible it could've been caused by us getting our roof tenant because of termites they refuse to cover, that it would've had have been just the roof getting old. WELL HOW THE HELL DO YOU PROVE THAT??? & what's the point of having extra liability & insurance if you're not going to cover anything you say you are!

My ac went out. I have Old Republic Home Protection. They sent out a guy the next day because I did call after hours, so fine. The guy comes to my house and checks my thermometers and looks at the furnace and looks at the fan outside and concluded that my issue must be a zone issue and he doesn't repair zone but he'd call someone. An hour later I get a call from Old Republic telling me that THEY DON'T COVER ZONE ISSUES OR AC DUCT ISSUES. LOL! Waste of money dealing with home warranty and insurance companies.

This is the second time we have used Old Republic Home Warranty. The first time, we had a central air/heat unit whether the Freon leaked and contaminated the unit. The repairman said needed to be replaced due to contamination. Old Republic only wanted to replace condenser and a heat coil. So they sent us like $1,200.00 and it cost us like $2,400.00 since repairman said needed to be replaced. The second time, the central air/heat unit quit working. The repairman said the fuse needed to be replaced, he said he thought what may have happened is when they installed it which was in 2005 they may have put the wire not on too tight and the wires eventually came loose and hit the inside metal of the unit and caused the fuse to short.
This of course is just a guess, then he went underneath and one of the wires was loose so he said it could have been caused by a mouse/rat but again only a guess as it could have just as easily been caused by normal and tear in the home setting. I do not think a mouse or a rat did it as we have our home treated and the chemicals they put under the home look like they have not been touched and that was quite a while ago. I plan on filing a case with the BBB. Old Republic Home Warranty Company will do whatever they can not to pay. If you purchase a home warranty do your research I HIGHLY RECOMMEND NOT USING THIS COMPANY.

We received the home warranty when we bought our home. Our air conditioner stopped working so we called Old Republic. I could write a 5,000-word essay on the runaround we were given but I think all I really need to say is that at one point we were told that we should just buy a kiddie pool, put it in our living room, fill it with water, and sit in it while we waited for them to find a repairman who could come out to our house. When my husband spoke to a supervisor to report this, she thought it was funny and laughed. Awful, awful, awful. I'm only giving them one star because I have to to get this posted. Just awful.

I purchased a warranty through ORHP in 2013. In the 3 years of doing business with them I had 3 claims totalling 2,700$. They have now refused to renew my warranty due to "having to pay too much". I ask what is insurance for? If this is not the risk they want to take then why be in the business? I could have had 10 more years without one claim, yet they alienated one customer for sure, and certainly lose business on whoever may read my review (I can only hope).
Now, as for their flawed policy of dropping a customer due to claiming normal wear and tear of items covered, I can only say it's not someone whom I would ever do business with had I known they treat loyal customers this way. I'm sure American Home Shield knows the value of taking care of its customers, and we will see as I will purchase a warranty through them now. What I can tell you for a fact is - the 2 claims this past year I had to make, I absolutely had to fight tooth and nail to get a resolution for.
1) Hot water heater began putting out water that smelled like rotten eggs. Common problem, anodized rod inside went bad, and no amount of flushing or peroxide treatment fixed it... They refused to replace it, because it still heats water. The language in the warranty specifically states that if the item is defective due to normal use, it's covered. Having your house smell like rotten eggs is a defect. I'm sure you'd all agree. I had to make countless calls and talk to at least 5 managers and underwriters to finally get someone who looked past the fact that while yes it heats water but no it's not usable because of the horrid smell and authorized a replacement. One person out of the 5 would listen, and that's poor odds.
2) Middle of June, in Louisiana, our HVAC compressor dies. No doubt about it, it's dead. So, the technician tells us "Well... It's definitely fried. I'll have to call ORHP to get an authorization, and that's gonna take awhile. They are so hard to deal with. You may be out for at least a week..." To have the tech have so little faith in this company and to be dreading just the simple interaction of ordering a part through them was indicative of the trouble we would have, and we certainly did. The normal wait time on a compressor is a day to get crated and shipped, and then possibly a day in transit. ORHP reps over the phone lied directly contradicting what I knew to be true, the tech ordered the compressor immediately through them, right in front of me.
The authorization however didn't happen till a week later as they continually said the HVAC repair service never ordered the part or even told them they needed a new one. They actually acted over the phone as if they were just as concerned as I was as to what was going on and to where our authorization was, and had no clue why there's such a misunderstanding... I have no idea why it took so long just to even get the thing ordered but I can tell you they dragged their feet on it as long as they could, to save money... Find cheapest parts available... Who knows. All I know is this company does NOT have mine or any customer's best interest in mind.
I sincerely hope whoever reads this actually takes it to heart. It's all about greed. This company wants you as a customer. They want that annual fee. And then if something goes wrong, they want to be as far away from you as possible. This in my opinion is the opposite of the recording they play on their phone answering service while you wait and wait and wait... About how they are taking care of customers and how you are in good hands. It's a farce and they should be put out of business.

To keep this short I had a problem with my heating/ac on 11-10-15 and the heat would not turn on. I contacted Old Republic and paid $100 to have them come out and find out what's wrong. After 4 service calls there is still a problem with the system. The company only puts a band-aid on the over all issue just to have it last temperately. Things they had claimed were rodents had gotten at the wires (Tech was not certified to make those claims.) Another tech couldn't find the issue (not proper voltage going through wires) so they switched wires from AC to Heat side. Summer comes and now my AC doesn't work so I call and have them come out again on 5-2-16 (Wanted to charge $100 again, but they waived it). They got the ac running, notes only say found loose door switch and they "fixed" it. Now here I am 6-22-16. They refuse to waive the $100 because it's after 30 days, and they claim the issue that was called on was for Heating, not AC.
YET the last time they were out here was for the AC which is even indicated in the notes. This company is just like ALL other insurance companies out there, and they are there just to make money. Everything I had needed to have fixed was done poorly by the companies they hired or they wouldn't cover it at all. I do understand it's other companies that do the work, but those companies are working for Old Republic and know they are working from insurance claims. Personal experience shows me that someone coming to do work through an insurance claim doesn't try as hard and care as much about the actual job. This was the last work they did when I called about problems with my A/C.

My landlord uses Old Republic (OR) for home warranty purposes (why, I don't know, but that's another story) and my experience to-date has been miserable. I live in Texas where - as I type - the average temp is 95 F degrees. 4 days ago the AC unit died. After numerous calls and appeals for 'out-of-network' service, an AC technician showed up and made what, in his words, was a short-term fix. The existing unit is 20 years old, completely shot and needs to be replaced. Old Republic were made aware of this.
4 days later - today - and the AC unit has broken again. It's close to 100F degrees in my house and OR are dragging their feet on authorizing a new AC unit. Nor will they authorize a portable AC unit in the meantime. No doubt one of their 'approved' technicians will show up 5 days from now, say, "yep, it's broken" and disappear for another 5 days before finally showing up with a replacement unit. They're rubbish. A waste of time, money and oxygen. Stay the hell away.

I've had bad customer service before, but this company has the dubious honor of being the worst. In a nutshell, they tried everything they could to deny a claim on a part that is covered by the warranty for my AC unit (the compressor). At first they claimed that the compressor was installed incorrectly, so it was not covered. I correctly informed them that their contractor replaced it 5 years ago, so they're responsible if it was installed incorrectly. They incredulously denied that it was ever replaced. Then I asked them how it would be possible to install it incorrectly if it was never replaced.
The unit is 22 years old, and wouldn't have worked for 22 years if it was installed incorrectly. After waiting in a hot house for 6 days, they finally agreed to cover the part when we informed them that we contacted the BBB and local news stations. Finally they owned it, and mentioned that we were scheduled for repair on Monday, June 20th to be replaced. On the day of the scheduled appointment (today), the contractor didn't have the right part, saying Old Republic never delivered it.
The average call takes 30-45 minutes whenever I call, and the overwhelming majority of each call is spent waiting on hold while they try to figure out what's going on. Even supervisors seem to be as clueless as anyone else at the company. Old Republic is a dreadful company to deal with, and I would recommend that everyone go elsewhere if they want to keep their sanity. Bottom line, the very worst company I've ever dealt with. My next step might be to contact the Attorney General, because we're now on day 9 with a bad AC unit, my hotel costs are piling up for my tenant (rental home), and there's still no end in sight.

So a broken refrigerator is not a priority. Called Old Republic on Saturday and the extremely rude vendor who called me back said "I can send someone out but they won't fix it til next Friday". Absolutely makes no sense. So we live in a city of 4 million people but Old Republic cannot get anyone out to fix our refrigerator. According to them "most vendors don't work the weekends". So if you have an urgent repair, make sure it doesn't happen on the weekend. I've been told that if I can find a vendor to come out sooner they "might" pay for the repair. Nice.

I had a mainline blockage when the crew they sent out destroyed my bathroom. I was told because the original owners improperly installed two pieces of pipe which were code violations, would not be covered under the code violations section due to improper install. I was furious. Trust me there was a reason why there is only one star. We had the contractor finished the job out, and will be looking at the other home warranty companies for future needs. The worst part is that every time I called to get an update, their reps were clueless, and would have to call the contractor for an update which slowed him to the point that a job which was supposed to be 1 day is going into the third day. Trust me look elsewhere.

So I've been with Old Republic since 2012. I thought they were a pretty good warranty company until I needed to have my ice maker repaired. OR sent out 3 different contractors and between the first 2, one has removed parts from my refrigerator without replacing them. So not only do I have a broken ice maker but there is an additional problem created by the contractor that Old Republic chose! OR is constantly giving me the run around about their mistake. Every time I speak with an OR representative they tell me something different. I'd be better off putting the monthly fee plus trade call fee into an emergency fund account and using when needed.

Don't wants your money. My air conditioning stopped working on Tuesday afternoon so I call this company to come and repair. Of course the send me a technician on Wednesday to let me know that the company would not pay for the repairs because the part was under factory warranty. So the labor would cost $300 plus shipping. They part has not shown here and today is Saturday. Maybe if am lucky I might get this fix on Monday six days latter. I tried to speak to a manager to see if they would pay for the labor because after all I paid them for that type of coverage. Basically after being very condescending he told me that no exception were allowed. That even so I paid them for premium they will not cover me because it is under factory warranty even so it only cover parts. Another example of insurance companies giving the finger to the little guy.

A pipe in our downstairs wine cave burst spraying water all over the room. A local plumber fixed it but Old Republic denied our reimbursement request. The reason for the denial was because a nail had punctured a hole in the pipe. They stated that their home protection warranty only covers normal wear & tear. We recently bought the house and had no work done to that area of the property. Houses have pipes as well as nails and over time shifting could cause puncturing. Old Republic is looking for an excuse not to reimburse.

So went through the reviews. Looks like I'm not adding anything new. Received the warranty when I bought the house. Problems with my A\C that are covered under my warranty. Not going to cover. Spent 100 on the AC people recommended by ORHP. They said it's not covered. Now they want me to spend another 100 on another company to tell them the same thing that is covered. I was rating the value it was free with the purchase of the home and I still feel I paid too much for it.

I requested repair of kitchen faucet. Once contractor came and said the faucet should be changed but it has warranty from builder so not covered. I objected. The Old Republic sent another contractor. This one said it should be exchanged but no similar item available so we would repair it. Old Republic said they pay contractor $265 for faucet repair parts and $210 for 3 hours labor!?
I objected that the faucet to be repaired while exchanging it would costs much less. Why they are paying contractor so much!?? No answer given. I requested to pay me the cost for parts and will get a faucet and labor to the contractor. BUT OLD REPUBLIC would pay me ONLY less than $100 for labor and parts. They didn't explain why they pay so much for repair to the contractor but not changing it with new one much cheaper!?? It seems scam. Old Republic not companies with its responsibilities for the warranty. I have been paying $700/year and yet this is the results...

I had been given ORHW policy when I bought my condo, and used it once for a broken hot water valve, and was pleased with the service, so I renewed my ORHW Home Warranty Policy, and came on here to read reviews on how this company handles A/C service. I was very skeptical and a little nervous after reading the negative reviews. However, my experience was good. I live in Arizona and my A/C stopped blowing cold air. So it was basically like an oven in my condo. So I requested service online, and received a call the next day scheduling service for the next day. The Tech came out promptly, and was polite, knowledgeable, and professional. The repair was done within 30 minutes. So my experience basically went smoothly and worry-free. My condo started cooling off immediately. I just wanted to say thank you for your excellent service!

Old Republic purchased a substandard A/C unit on our behalf without consulting us. It is completely non-functional. Old Republic's stance is "We don't cover equipment that is under a manufacturer's warranty." Goodman (the manufacturer) will only cover the part and not the labor. I shouldn't have to pay $700 to fix a brand new unit that I didn't purchase and have never used.

Ordered service for my dishwasher on 5/1/16. A1 Appliance showed up 10 days later. Ordered parts on 5/11/16, said 7 to 10 days. It's now 5/26/16, (16 days) still no parts. Called Old Republic, no help at all.

Water leak on my A/C - over a year long problem. In Network Tech don't know what they are doing. Call out of network after received authorization from ORHP A/C to fix my A/C - cost me $700 and ORHP ending up pay me only $80 and try to close my case. This is not a insurance company. Scam!!!

I do not even know where to begin with how disappointed we have been with ORHW. We will not be recommending them to anyone and will be advising the realtor who closed our house to look into other options for home warranty providers. We moved in 09/2014 and immediately noticed a leak. We then had several service providers (8-10 of them) out to our home over the course of 18 months, who were all unable to locate a leak. We had an air conditioning provider tell us that we had a problem with our roof, so we spent $1000.00 on roof repair that in turn did not fix the leak. We ended up having to re-grout around the tub to fix the issue, which was not covered under our plan but should have been discovered/noted by one of the many plumbing service providers we had out to our home.
We have had 3 holes (a 3 foot by 3 foot hole in our ceiling as well as two 1-foot by 1-foot holes in our bathroom walls) that I was told would be fixed multiple times by multiple "supervisors" (I said I would not be taking the $100 cash out option they originally offered me). Now, I have just gotten off the phone with Lola, a customer service agent, who has informed me that I would be taking a $200 cash payout and they would be sending me a check (*$200 is not going to be close to covering the repairs needed at this point - not even the "rough patch" that she said I was entitled). I asked to speak with her supervisor and was told that I would "not be speaking with anyone else about the matter" and that this was a claim decision after her review of the details and notes from our plan and file. I asked for a copy of our file with notes and was told that these were internal and would not be provided.
I again asked to speak with her supervisor and was told no. She then informed me that this conversation was not getting anywhere, told me she would send me the check, and hung up on me. We obviously no longer have an active plan, as we went with another service provider after more than a year of not having our problem resolved, and apparently this is part of the issue (that our plan is no longer active). I specifically asked and was told multiple times that these holes would be fixed and was given the name of the company who was authorized to do so.
So, in the end, we are out $1000 roofing and the cost of re-grouting and left with 5 square feet of various holes to be patched, sanded, and painted with a whopping $200 check from a "customer service agent" who told us we wouldn't be speaking with anyone besides her and hung up on me to end the phone conversation. Goodness! Very very poor customer service all the way around. I will be contacting the BBB with regards to this issue, as I do not wish for others to have the same issues with this company.

We have had this insurance since 2011 and have needed their warranty repair services several times. OUR experience is as follows. Their contractors do everything as cheaply during the repair as possible. They need to frequently return for re-repairing just repaired appliances. There is usually a days to weeks and in one instance MONTHS wait until they can locate the necessary parts to complete repairs and get Old Republic to repair the appliance. I had to fight them in the past since they insisted our then 11-year-old AC system had NOT been installed correctly. I found the manufacturer's installation booklet stating that IN FACT it had been installed correctly for them to cover the item under the warranty. It had run well for 11 years with no problems! BEWARE! IF YOU BUY A NEW APPLIANCE YOU ARE NOT COVERED FOR ANY LABOR DURING THE WARRANTY PERIOD!!! They wash their hands, you have to pay for the labor.
Our recent encounter, our outside AC condenser needed replacing since the compressor froze. We opted to receive a buyout from Old Republic versus repairing it since the unit was 14 years old and applied the buyout to this to a new condenser unit. 18 months later this new compressor froze up! NOW Old Republic won't even cover the labor to replace the bad compressor since the part is still under a 5-year warranty... We will be out over $800.00 for this repair under parts but not labor warranty.
Old Republic says sorry... They will claim many things, mostly "the item was installed incorrectly or repaired incorrectly in the past and therefore we will not cover the repair!" This can even be a technician who they sent out to previously repair the appliance... Just my two cents... When it comes time to renew their plan they will have lost yet another customer.

My microwave had the word "door" in the display and would not work. A tech from ProTech in Arizona was sent out. He replaced a fuse and the unit worked again. But the door spring was also busted. He said this was not covered in the warranty. I had this fixed once before by Old Republic a few years before. After a call to them, the tech came back out and replaced the spring. So far so good. But the light for the microwave would come on by itself. The tech returned and said the unit was not installed level so the light was coming on by itself and he could not fix it. So a few days later, the microwave would not work due to the word "door" showing in the display, just like it did when I originally reported the issue to Old Republic. I called them and explained the issue.
They called the tech at ProTech and got his same story. I told the Old Republic call center person that "This microwave had worked just fine for four years so how come an original install issue could be the cause now?" She said she would take the word of her vendor technician over my word and would not send him out again to fix the problem. By the way, I am an electrician with a 40+ years of experience. I think the door switch is the culprit but Old Republic does not care. The technician used a lame excuse to not have to come out again. So I guess I will have to pay a real repair company to come out, at full price, to get this fixed right. Too bad I have a warranty company like Old Republic that can't be relied on when needed. You can bet I will get rid of my plan and never use them again. Stay away from this company. All they have are excuses, not solutions.

As a new homeowner (purchased in Sept 2015), of an older home, we have had the unfortunate experience of needing to utilize our homeowners' warranty, and even more unfortunate, the name of the company is: Old Republic! We paid extra initially so that our washer and dryer (that came with the house) would be covered as well. We found ourselves in a position of having to call OR within the first couple months of ownership on our Whirlpool washer that was no longer agitating. Although there are a couple of things that can cause this, they sent out a technician who, after tilting it over for less than one minute, took a look and said that he had identified the problem - service fee of $60 (deductible) #1; he came back a couple of weeks later (as laundry is piling up) and installed a $3 part (a coupler he said) and left.
The machine seemed to work for about five loads of laundry, and once again (approx. 35 days from our initial call) started to have similar problems. So we called again and this time, they sent someone else to take a look - another service fee of $60 #2 (because the first "fix" didn't fail right away)... Whatever! My guess, the first gentlemen didn't diagnose it properly, nor did he "fix" it. But the 2nd repair technician said that we needed a "stronger" part. So be it... Again, the washer seemed to work for another week or two, and you guessed it - if failed again! Realizing that we were continuing to pay $$ for nothing into this cash cow of a company, we opted to purchase a new washer. Had we known, we could have saved ourselves $60 x 2 = $120. But oh no! We don't learn our lesson from the washer experience.
We called again recently to have someone take a look at our duct work, as not all vents had air (hot or cold) coming from them. The gentlemen they sent, in his very broken English asked where our access is to the ducts, and we showed him. After less than five minutes crawling around, he came back to try to tell us something that we couldn't understand other than "very old home", duct (which he said ductie), and went (which meant vent, I think). We totally could not understand what he was saying. Convinced that he was not going to do any repairs, we told him (and OR on the phone) that we were not going to pay for the "service" call - that we could not understand the technician that they sent, etc. They said that they will send us a paper bill, that we will have to pay for the service call.
But I thought that the $60 deductible was for the initial amount to go toward actual repairs, not for an inept, non-English speaking technician to come to our home and do nothing but gibberish. I will go to court, and am not afraid to do so... I do not have any confidence in this company or the services they pretend to provide. In fact, I feel that they owe me $120.00 for the washer that was never repaired properly - a great counterclaim, plus statutory interest - not to mention the fact that I want a full refund of the annual fee (charged in my closing of the home sale) for this poor excuse of a home service/warranty company. I am very angry for the way they have treated us, spoken to us, and the lack of owning up to their part of the bargain. Why are they still in business? Hopefully someone with some gumption will do something - and I will certainly support those efforts as well!!!

This company does everything it can to not do or replace any claim so run. Don't waste your money. They are a fraud. I'm having a problem with my garage door so I spend 1015 dollars to tune up balance and replace the springs and all the hardware on the door. The opener will not open the door so I call Old Republic. They send out their tech who says it's the door and not the opener but he did replace the capacitor and turn up the speed on the opener but still says the people I had do the work on the door doesn't know what they're doing. Totally unprofessional. This is the third tech from Old Republic. They are trained to blame anything that doesn't cost them any money or time.

I inherited this contract when I bought my house two years ago. For the first year, it was fine as I only had one minor claim for freon. This year was an entirely different story. I had several minor claims for the washing machine and oven that were taken care of within a week, but when it came to larger claims or anything where parts had to be ordered, it was a disaster. The first issue happened when the hot water heater went out. They sent out a company to look at it, but they could not fix it because they said it was an electrical problem. Several days later, they send out an electrical company who said they couldn't fix it because it was a plumber's problem. My tenants (who have an infant) were without hot water for three weeks in August because of all the back and forth.
One of the companies they sent out finally said it needed to be replaced, but they would not approve it. They said they would give me a settlement that would not even cover the cost of the new heater, let alone installation. Finally, a part was put on order instead of replacing the unit. It took days for it to come in, and they had the wrong part delivered and had to reorder it. After three weeks it was finally repaired, only for it to break again three months later.
When it broke in November, it was the same thing all over again, only for them to ultimately deny coverage. I ended up having to replace it out of pocket after hours on the phone, and very unhappy tenants. In February, the heater stopped working. The claim was approved, but I had to fight over which parts were covered and which were not. They tried to deny parts of coverage that were clearly stated in the contract. The built-in microwave was "repaired" and returned four times before it finally worked properly. The tenants were without it for almost a month because it had to be taken off site each time for the repairs. My coverage is up in two weeks, and I just received a letter stating that I cannot renew my contract. Every interaction I have had with this company has been painful and drawn out, just for them to drop me for using the plan this year.

When you are approached by this company or your real estate agent for a policy from this company you should run. Trying to have them cover a claim is like a part time job. They changed the words from myself and my plumber to try not to cover the claim when it is clearly covered. I am still dealing with them and their loop of calls. Every time I call in I have to talk to someone else and re-explain the entire story. I have spent HOURS trying to get coverage. This company is TERRIBLE! RUN!!!

Though I have to say, if they finally get the 3 problems corrected after 13 different home visits, the realtor who bought this "policy" will have made a good buy for us. For the first month of your policy you go to a premium service level department where there is some better level of intelligence, courtesy and respectful and effective comment communication. After 30 days, in our case it became wicked, condescending and we were treated as if living up to the terms of the policy is a gift they deign down on the homeowner.
One example of their dishonesty is with our plan, they pay for a replacement water heater of similar capacity with no interest or care in matching the size so minor vent and pipe adjustments need to be made. When I say minor I mean it has to be hooked up. The first plumber quoted us $300 to $500 before he came out, Alvarez Plumbing in the Coachella valley. After the second plumber came out and said it would be $230 plus our $60 I thought, and called the company on their bad faith business practices.
This is evidenced by the fact that the second plumber will sell the identical appliance for $625 and $325 for installation. He stated installation includes hooking up the pipe and vent. No extra costs. When Old Republic contracts with the same exact plumber, their cost is $845 to the plumber total and they are willing to do a cash settlement for $785. If you take that number and add the up charge one is at the same spot, just under a thousand dollars in either scenario. Except when it is done for the consumer, it's called installation. When it is done through Old Republic it's called a modification.
Now after hours of phone calls that I believe they count on not being worth the few dollars for lost time and aggravation and then finally getting the sales rep to the realtors who buy these products for their clients and letting her know how distasteful and crooked Old Republic is, she made some calls and we are splitting the up charge of Approx. $250.
It is appreciated as much as the pool heater replacement and the exhaust hood over the stove, but it is coverage that was paid for. I asked them to show me a hot water heater anywhere in the world that didn't need to be hooked up. Not with new parts. But just hooked up and then I could understand. That was not responded to. Sometimes you get a kind and compassionate person on the phone and often not. If you buy this product go into knowing there is going to be lots of fighting for every penny of coverage. Expect low ball cash option being offered and when the workers come out, they are far from the best qualified to do the work.

Old Republic will not be there for you when you or your child needs them. We paid for Platinum protection service from them. During a routine inspection of our furnace on a Friday in the winter, the gentleman discovered the furnace was cracked and leaking Co2. He told it was not safe to operate. We had a one year old son at the time and called Old Republic during normal business hours. They were closed for a retreat. Given that it was a Friday and the situation was dangerous to our son, I told the company to go ahead and replace the furnace for about $5,000 including parts and labor.
When Old Republic opened back up again, they told us they would take care of the situation and apologized for being closed. Two months later and way more hours and stress than the policy is worth, they paid out less than $800.00 total. We paid for Platinum protection and they were not there to protect us or my kid. Do not give these people your money. You're better off saving the monthly fee than dealing with this cold company in the middle of winter.

I am a real estate agent in Oklahoma. I set up an OR policy for a client. When the initial policy was set up it was done incorrectly by OR. Upon payment the policy was in effect, or so we were told. When an issue did arise the team at OR then changed the plan and told us there would be a 30 day wait period to cover any problems with the home and that since the policy had to be changed it is now considered a new policy and OR will not cover the cost of repairs. This company is a disgrace to the service industry and the good people that refer clients to them. I WILL NOT be referring any more clients or customers to OR ever again.

Our upstairs bathroom leaked into our downstairs bathroom ceiling, which required 1) a plumber to fix the leak, 2) an electrician to replace the lights, 3) a drywall contractor to replace and paint the ceiling. Old Republic (OR) gave us the name of a plumber who was described on various Internet review sites as "unreliable," "incompetent," and by one reviewer: "Do not let this individual through your front door."
We asked OR to assign a different plumber, who received similar reviews. We then asked OR to send us a list of plumbers from which we could choose, which they refused to do. The OR agent did agree to provide us, over the phone, with a list of 10 plumbers from whom we could choose. We painstakingly researched all of the plumbers on OR's list and, without exception, these plumbers were not recommended by past customers and sometimes bitterly loathed for their incompetence and poor customer service. Some reviewers mentioned OR by name. We called OR again and asked if they would reimburse us for a plumber of our own choosing. OR told us they would possibly partially reimburse. Because OR only approved poorly rated plumbers, we felt we had no choice but to choose our own plumber. We were not going to take the chance with a contractor who could damage our home.
OR did not reimburse us for our plumber. Reason given: We failed to have the plumber call OR before proceeding with the work. Our mistake. We violated the terms of our contract. What were we thinking? OR told us that the electrical damage was 'secondary' and would not be covered by them. When we asked OR to provide us with the name of an approved drywall contractor, they gave us the name of the first plumber they had recommended, the one that reviewers had cautioned to not let through the front door. Apparently, this incompetent plumber also liked to dabble in drywall repair. Back to square one, we chose our own drywall contractor. OR did not reimburse us for the drywall repair, either. OR did send us a check for $200 as a 'goodwill gesture' toward the reimbursement of our $3000 in repair costs.
A final word of caution to anyone purchasing a new home: Our realtor purchased our Old Republic Home Warranty as a 'gift' to us for our business. The realtor, while meaning well, did us a disservice by purchasing the cheapest home warranty policy available, and a double disservice by using Old Republic. Be sure to purchase your own home warranty from a highly rated company and get the highest coverage. It will either pay for itself in repair coverage or you will luck out and not need it.

I have contacted this company to fix the problem with a microwave and oven combo unit. Technicians came out and they are still waiting on the part. It's been almost 3 months and still waiting. Then another issue with a wall furnace, they sent out a tech. He said "can't fix it because it's an electrical issue," then they sent an electrician. He walked out. He said he couldn't do nothing, it's not electrical and now I'm still waiting. OMG, this company is bad. If there is a real estate agent reading these reviews don't price this company. They're a joke.

We have had nothing but problems with Old Republic. Here are a few: Electrical plug went out in bedroom = 60$ trade fee for guy to come out and say "it is a GFCI problem and it was installed improperly, nothing I can do about it." Solution = I went in attic and found wire nut had come off neutral wire to plug, reinstalled & works fine.
Water heater pilot went out = 60$ trade fee for a guy to come out and tell my wife "this is a special water heater & the thermocouple is reverse thread, Lowe's doesn't have it and will take a week to get it". Solution = I came home and I had never heard of "reverse threads" on a compression fitting. So, grabbed a wrench and turned "lefty loosey" and came undone. Went to Lowe's, where he said it would take a week to get, and bought new thermocouple for 7$ and reinstalled and works fine now. (Got my 60 bucks back on that one for guy straight lying to my wife's face, Old Republic actually paid me for the part and labor to install!)
Garbage disposal was making noise = 60$ trade fee for a guy to come out and say "your sink is no good, it's a cheap one and it is too weak for the disposal. Also the disposal is too powerful for this sink and there is nothing I can do about it." Solution = I knew the sound dampening mat was missing under sink, has been since we moved in, when I informed him of this, he looked at me like I was completely insane. Went to Home depot, paid 20 bucks and got some new mat and fixed issue and works fine.
So... After their 3rd failed attempt, I am just glad my 1 year contract (came with the house when I bought it) is up in a couple weeks and I will NEVER use this company again or refer them to anyone. Do yourself a favor and either fix it yourself if you can, I can but I figured I had the warranty, let them fix it WRONG, or go with another company.

This company is a complete joke. Every time there is any issue that should be covered they weasel their way out of it. We have a new born baby, and we started having some electrical issues. They sent out an electrician that looked like he lived out of his car and he appeared to fix the problem. However, two weeks later the issues started again. I called Old Republic again and asked for a different electrician this time. He told me that the whole panel needed to be replaced and that it was a fired hazard. I called Old Republic and they said they would not cover it. So, they will cover a cheap electrical issue but not an expensive one that is a fire hazard. I was not going to allow my new born daughter to live in a house that could burst into flames, so I had to bite the bullet and pay over two grand for a new panel. Then, our plumbing started to back up. We called Old Republic and they sent out a nice enough plumber.
He was unable to clear the clog so he did not charge us the $60 service charge, which was nice. BUT! Sure enough, I just got a $60 bill from Old Republic in the mail. I called and let them know the plumber could not fix the issue so he did not charge me. They said that was not allowed. Upset, I told them to contact the plumber and settle it with them. Old Republic said they could not do that. I said I would not pay the bill, and they have now threatened to send this to a collection agency. Haha! Sending a $60 bill to a collection agency. I hope everyone who works at Old Republic hates going to work everyday because you seriously work with the most unethical company that I have ever dealt with. It saddens me that people out there do business like this. I do enjoy getting letters each month telling me my insurance is about to end and to call in to extend it. Hahahaha! You have to be kidding me.

Do not waste your money!!! We had some ceiling water damage and after the Old Republic-sent plumber took a look at it he determined that the master bathroom tub pipe had been improperly installed (installer allegedly used putty instead of a gasket). Despite the fact that we purchased the best policy from Old Republic, which included repairs associated with improper installs, Old Republic continues to deny our claim. My wife and I are attorneys and after we reviewed our policy we determined that it is worded in such a fashion that allows Old Republic to deny almost any claim and after reading all the consumer complaints it is clear that Old Republic is doing exactly that!!! Maybe a demand letter including class action allegations will get our tub fixed?

You just took it up the nose if you agree to purchase a policy with this BBB and Consumer Affair laggard. Obviously, if you are a new homeowner, your real estate agent is getting a handsome kickback from ORHP. This organization competes with scalawags that prey on senior citizens, asking them to wire $440 via Western Union to collect their Publishers Clearing House $660,000 winnings. You will feel violated if you have to make a claim. If you call ORHP, most likely you will end up transferred to dead end message with a fax number or email address in Valhalla. Buyer Beware!

I purchased my condo in September 2015. My realtor is the one that picked them. I hadn't had any issues at all, except the HVAC system decided to make a HUGE Sound. They came out and said they will not cover anything because of lack of maintenance. I just purchased the unit. I am filing an Attorney General Complaint and BBB Complaint. During the process they sent the first tech out, he couldn't speak English and didn't seem to know about anything. They realized that they had made a big mistake, sent out another tech and then he informed them the unit motor and coil need to be replaced. But OHR said that they will not cover it because it was dirty due to lack of maintenance. How is that legal?
They want to charge me 650.00 and cover nothing. I tried to speak with their customer service (which is outsourced) to a third party company. They refused to help. I called their corporate office and spoke with Netta ** at extension **. She was condescending, tried to treat me like a little child. Consumer Affairs needs to review and inspect them. They are fraudulent.

I recently purchased a home through FHA. As some may know FHA has multiple requirements that must be met to provide the loan, running hot water, insect/termite removal, working plumbing, etc. Old Republic is aware of these requirements yet within the first month of moving in to my home we had several issues which Old Republic denied based on saying that these services must not have been working prior to the warranty therefore they denied all 3 claims we submitted. Considering all the items, plumbing hot water and bugs had to be up to FHA standards, they know that these items fall under their warranty policy. Prime example of the scam to not provide service.
We have the Ultimate service plan. The house had been fumigated approximately a month before we moved in. We requested they send an exterminator out as we saw a couple of black widows, which are dangerous, especially since we have kids and a dog. The representative had the nerve to ask were there bugs on the premises when we moved in. We said of course. He said, since there were bugs on premises before, the claim would be denied. Where in the world are there no bugs. How ridiculous is that comment or justification. In addition to the denial the representatives have been smug and rude during the process.
The idea of being forced to have home owners warranty, if they are going to deny all claims is pointless. Plus for the $65 trade fee, that is as much as it would cost to call out most tradesman anyway for the basic type of call. And since they deny any large claims as well what are we paying for?! Due to their claims we ended up having no hot water for a week, due to their time frame and denial of claim for our tankless water heater. Couldn't use our toilets for 3 days due to denial and time-frame for snaking and hydro-jetting due to pipe clean out size. Spiders in the home due to denial of exterminator.
We had to take care of all these ourselves, spending thousands of dollars after just recently purchasing a home, creating a financial burden on a brand new home consumer. I request Consumer Affairs look into the amount and types of denials that Old Republic has provided its clients and see if there is a trend. I feel there will be and we will see some malfeasance. I have included my plan number.

Bought a truck under the understanding that it had extended warranty. Went to transfer the warranty and I was past the 15 day transfer time that is not mentioned anywhere. I was told by them that the old owner has it in his contract somewhere. Not happy!

Horrible horrible. Please don't use this service. I am literally in tears with hubby deployed and a wrong choice of company I got my warranty with. There is hundreds of other warranty just don't go with Old Republic - they are not here to help us out. If you feel like you need a protection plan just in case something goes wrong then they are not for you. Military Family DO NOT even think about them. I am having to pay for a different plumber and get everything fixed after hours of phone conversations with OLD REPUBLIC and coming to conclusion that either my faucet are improperly installed which seems like something they tell anyone with low pressure and or need to break the wall to change the gasket in my leaking bathroom faucet, which they need us to do... Just so frustrated.

These people need to be indicted by the federal government on a plethora of misleading consumers that you are in good hands. These people will weasel out, at all costs to not to pay out repairs. Do yourself a favor, save the $400 and keep it stashed away. When something breaks, save yourself from the frustration and agony of these people. The contractors they hire are complete morons. I purchased my home in October 2015. In January 2016 I noticed I had a leak coming from my upstairs master shower, which was leaking through my roof into my living room below. I was able to determine it was the shower drain that was leaking, and based of my warranty, drain pipes were covered. After calling in a claim, they sent out a plumber who stated the drain was incorrectly installed in the master bathroom. In the floor drain there is a rubber seal that is supposed to be installed on the underside of the shower pan with a metal nut holding it all in place (where mine was installed the opposite way with the rubber seal on the top inside the shower).
The first plumber reported back that the shower pan may also be cracked and may need replaced, so immediately the warranty company denied my claim stating shower pans are not covered. I got frustrated and escalated my call. Old Republic was "kind" enough (and I use the word kind in a very loose way) to send out another plumber. The next plumber stated the only issue they could see was simply the drain was improperly installed and just needed to be removed and installed with a new strainer and rubber gasket. The second plumber submitted his report and again Old Republic denied my claim, but this time they had a different spin on why.
While they still said the issue was related to the drain being incorrectly installed (which they will normally cover), the actual drain cover inside the shower (also known as a drain strainer) was not covered because they said it was a part of the shower pan, which is something they don't cover. So here we are full circle now, over a month and half dealing with this, and yet again, Old Republic figured out how to deny the claim. I'm pretty sure it's because they know the cost of the overall repair will be upwards of 2000 bucks (a heck of a lot more than the 400 dollar warranty total protection I purchased).
The last person I spoke to at Old Republic was also kind enough to point out the nice fine print that says they don't cover any pre-existing issues. They only cover new problems that surface. So in my case (since the drain was installed incorrectly before I bought my home), they very quickly dismissed my claim. So this whole time they have been stringing me along, knowing they had a handful of ways to deny my claim. What a waste of my time and my money! Total garbage! All I can say is...Run, RUN FAST and far away from this company. Don't invest a dime in what they call total protection because you get nothing but a middle finger. If you think of it they have to pay all those high-end corporate salaries somehow. It's kind of like buying a new car with a bumper-to-bumper warranty that doesn't cover an oil leak. Hopefully my headaches have saved you some pain. Good luck to everyone else.

I had Old Republic warranty for my condo. For one year called them out to repair a GFCI plug. They used every excuse in the book to try and not cover it. They finally agreed to send out a tech and the tech agreed that it is covered and I should not have been given a hard time. My heater/AC unit stopped working and they sent out a tech and the tech says someone had been working on the unit before him and Old Republic says they won't cover the repair. This heater has been working fine for 16 months until now. The AC was installed in 2006 and has not been touched since. STAY AWAY FROM THESE CROOKS!!! THEY WILL TAKE YOUR MONEY AND THEN NOT COVER ANYTHING!!

They claim because the install was done incorrectly (as if I would know that) they are using a loophole in the warranty to not fix it. I've done research and see that according to the BBB website they are not accredited, yet on the Old Republic Website it clearly displays the BBB accredited business label. SO on top of not honoring their warranties, they are false advertising. I would be curious if a class action suit has not already been filed.

I have been without a oven for more than 30 days now. I have taken 3 days off of work and over 6 hours on the phone trying to get someone to repair my oven. I have a Maytag double oven that isn't working. I have had 2 different repair shops come out and either one of them can't seem to get the parts or return my phone calls with some sort of update. Old Republic isn't getting back to either. I need my oven replaced. I paid for a warranty. I should be able to use it.

We've called upon Old Republic twice for minor things and didn't expect such a surprise. As new home buyers we learned they basically don't cover anything, or should I say, they make sure to find a way to say "that's not covered." Who knows, maybe they do cover some things? We won't find out because we will NOT renew with this sub-par company that sends out sub-par contractors.
SO, I have to disagree with Consumer Affairs "expert reviewer", this is NOT a company for first time homeowners unless a homeowner wants to learn how to get the run around from a home warranty company. It's pretty frustrating. All I can think of at this moment is how I could have repaired these minor problems myself by now and would have had I not shelled out money for what is appearing to be a meaningless, pointless "home warranty". We live and learn though, all I can suggest is you look elsewhere for home protection.

Service request was issued on Jan. 22nd to Old Republic for 2 toilets that are constantly running and 3 leaky faucets including multiple leaks underneath kitchen sink. Hardy Plumbing was the preferred service vendor sent to the home to remedy this issue. They denied service to resolve the leaks because of what they describe as "water pressure being too high". Since denial of service, they have refused to bring another technician and confirmed that even if/when pressure is resolved, they would not be fixing any future leaks in the home as they could be associated with the aforementioned "so-called pressure issue". At this point, I will cancel my policy with them and request a full refund of my money.

I purchase a home warranty when we purchased our home in April 2015. It is not worth the paper it is written on. The plumbers they sent out to our home said the repair was not covered but that they could fix it for a fee ($500). We paid and they said it was fixed, within 10 minutes of them leaving, the problem still existed. I called Old Republic, they said they were given different information than what I was told. They send the same plumber back out. Finally, I called my own and paid out of my pocket to correct the problem of my toilet not flushing.
Again, we had a leak which was pouring onto our floor for which OLD REPUBLIC DOES NOT COVER ANY DAMAGE DUE the warranty company not being able to get someone to come to your home on a weekend. The plumber they dispatched's reviews were horrible. He never ever called me. Luckily I have a friend that helped us before more damage was done to our floor.
Finally, at Christmas, we had a sewer line under our home break and sewage was pouring out onto the ground, I called the "AUTHORIZATION" department to use my own person since OLD REPUBLIC does not check to even see if the companies are licensed or bonded. They gave me permission to use my own person. Long story short, we billed them $800 of which they agreed to pay $482 back to me as I had to pay for the work upfront. A CHECK WAS CUT ON January 13, 2016 TO REIMBURSE ME FOR THE MONEY I HAD ALREADY SPENT.
As of today, February 2, 2016, no check has been received and OLD REPUBLIC cannot even tell me when they can re-cut the check. I have called at least twice to request another check and have it overnighted but they don't know if their Accounting Department can cut a check that quick. I am still waiting on money!!! NEVER USE OLD REPUBLIC HOME WARRANTY COMPANY as they don't check out their contractors to see if they are licensed, bonded or have insurance.

We had a P-Trap that was failing and we called to have a plumber sent out. The quality and appearance of the plumber was poor, I supervised him in my home because I didn't trust him. The new p-trap that he installed now began leaking that night and had a large puddle on the floor by morning. I called and he came out a second time. An hour later it was leaking again from the NEW EQUIPMENT THAT HE INSTALLED. I called Old Republic to get a different plumber and they can not send one until the plumber assigned to the old job turns in his report. The plumber was not answering his phone. The leak is continuing to damage my home. Never again!

This is not a testimonial about a contractor. It is about Old Republic, specifically about someone in your customer service area. Today I requested service on my furnace. I wanted to request a specific contractor so I called in and spoke with Thomas. He helped me rearrange the work order. He was very helpful and my request was completed. After I received my new Service Request Dispatch Confirmation, I thought that was the end of it. However, in a few minutes I received a phone call. It was from Thomas! He was calling to find out if I received the information and if I was satisfied with what had happened. Not only was I satisfied but I was pleasantly surprised that a company in the 21st century encourages their staff members to follow up with customers "after-the-fact" to find out if everything is ok. As far as I am concerned, it is service like Thomas's that will lead me to renew my contract with Old Republic.

I had a bad experience with Avauxco, a service provider that they used to check my dishwasher. Avauxco didn't fix my dishwasher, they didn't even look at it for too long cause they didn't have time to wait for the error code to appear. I told them I had to travel so I was not going to be in town for a few weeks. When I was back, I call Avauxco and they said that they didn't have any order under my name. Then I call Old Republic to complain about them and to my surprise Avauxco had reported a fix on the wiring for the heater. What a lie. At least I should have received the money I did pay Avauxco back.

I had old republic for 2 years. My realtor recommend them when I bought my house. Last year I tried to use their service for my heater and they told me they don't cover this, they don't cover that and the contractor was trying to charge me 2000 for the things that was not covered under my plan. I requested another estimate from other company and they tried to tell me they won't pay for that and unless I pay the 2000 upfront they won't pay their part. I told them I just bought the house and I just got it inspected and the heater doesn't need to be replaced. I need another opinion. They refused. I said, "Fine I need to get it fixed because it was too cold."
To make things worse, the contractor said unless I pay him the 75 dollars upfront in cash he won't do the temporary fix for that night till the parts come. I had left him a check with my mom and I was at work an hour away. I told him, "Just take the check, fix it for tonight. If you won't bring back the check when you come to fix the rest and I will give you your cash for the 75 and the 2000!" He said, "Nope!" I told him, "Get out of my house." How am I going to let someone who won't accept a check for 75 dollars do thousands dollars worth of work? I complained to old Republic to let me bring my own contractor but they refused.
Finally told my agent how unhappy I was and he shoot them an email and they called me and assigned me to another contractor. The other contractor came, did cleaning, changed the vent and all I had to pay was 75 dollars that was it!!! 2 years, no issue with the heater. Old republic tried to tell me, unless I pay they won't allow the service so they can avoid paying. I should have canceled my plan that year.
The second time I tried to use them today about water being backed up in the basement, they ditched me in a hole. After delaying my service for 4 days, they finally told me to get an outside contractor and when I did, they said they won't pay for it because I don't have clean out outside my house! Bull crap. My brother had already removed the toilet and was trying to use a snake that we rented from Home Depot. So that means the contractor was not charging us to $360 to remove the toilet.
So if I had a clean out or not the contractor was going to charge me the same. But they wanted an excuse to denied it. I have 10 days left on my contract and I won't renew it. I will gladly pay any contractor on my convince than dealing with them. You can't put price on peace of mind! I will tell my agent and all my friend that I referred.

It is nice to find a company that stands by their commitments! We have been in our home for three years and have renewed the warranty each year. Over this period, Old Republic Home Protection has sent reliable contractors for each of the minor issues we have encountered. The very reasonable trade fee makes ORHP our first stop for anything that comes up. During a recent cold Thanksgiving, our heat pump stopped running. ORHP sent a contractor the next day and replaced the entire unit within five business days of the first call. That is outstanding service and we appreciate it!

I called this company out because a spring was broken on my microwave and it only heated intermittently. They sent out a non-licensed contractor and after 3 hours of no diagnosis, they broke the glass on my oven door. Now with no working microwave or oven they come back the next day with new glass that doesn't match. Old Republic then allowed me to hire my own licensed contractor, but only authorized them to fix one thing at a time delaying the process week by week for each part needed.
Then on Christmas Eve I was finally told they would pay to replace the oven unit but only at half the value and I would also have to pay my contractor along with the remainder of the new microwave/oven combo. I've had to cancel Thanksgiving and Christmas dinner with my family mere hours before due to their back and forth and broken promises. To have to call my loved ones and tell them we can't do Christmas during the first year at my new house truly broke my heart.

I had Old Republic about a year a ago. I am shopping for a home warranty again because I want peace of mind. I didn't have a problem with Old Republic. I just let it go. But I don't want to have a problem that may happen so I am shopping around. And to be honest I see like the top 10 home warranty companies and when you dig for each home warranty company's reviews because the paid obvious sites you can get a feeling most of them all have issues, and here I see Old Republic down at the last of the top 10 but I am sorted thing. I just might go back to Old Republic again if I was treated fine. They maybe not be perfect but do I want to experience another home warranty with another company and take the word of 50/50 reviews about them. Don't know.
Old Republic my understanding has a cap on limits but does that mean will they reject claims? They didn't reject anything with me, my rejects. Maybe I didn't call them on enough claims. But of the money I spent on one year it only takes one time if something major is necessary that the warranty would pay itself and I have done thing this each I had to fix that would of been covered, and if I have something next within one year I will spend more than the annual home warranty so I think a home warranty is for some people necessary.
So I am giving my two cents that I had no problems with Old Republic and that their low deductible was $60 compared to most are $75.00. My father's rental property manager recommends Old Republic and my real estate agent also recommended them. It's not like they're getting paid by Old Republic because they're not getting a penny for recommending them. That said I just may go bad and after reading all the reviews on the other home warranty companies out there.

I just called Old Republic yet again to try to get our heater fixed. The contractor they sent out wasn't calling me back to come and do the repair after ordering the part. Apparently the guy has been sick. It's been over a week now with a faulty heater during a cold snap. Thankfully we have 2 units so we do have some heat. This is the 3rd time I have had a home warranty and they are notorious for rotten service. Our unit is old enough that it should be replaced but they will just put a band-aid on it. Just be aware that you will pay a price in time, aggravation, lousy service, and the cheapest way to supposedly fix your issue with this warranty company. Also, expect that you will be hit with "additional" charges such as the "recapture fee" of $105.00 for the heater repair. What a crock! I will not be renewing. Paying for repairs on my own is less painful!

The plan came with our home, had a problem with the outside a/c unit which is the heat unit as well. I called them to have it looked at. They said to call someone locally. I did paid the co pay and when he need to do some testing they refused to pay him, because he was not on their network. I could not believe this so they tried to get someone to come look at it and could not get anyone within 200 miles of me to come fix it and then they wanted me to pay an additional co-pay. I refused to pay the additional money. They finally let it go and they returned to fix my unit. I was not a happy camper.

In August our hot water heater went out and our garage was flooded. I called Old Republic because I have had a policy with them for 3 years and referred many of our neighbors to them as well. We have never had to use them in the past except for service calls that I pay extra for on our A/C and heating units. They sent a plumber out and when he was inspecting the tank, he took some kind of tool which determined that the walls were full of water. He called a restoration company out right away and they started ripping out walls, my garage cabinets, and my built-in desk on the connecting wall to our garage and our den.
Before I could call my Home Owner carrier, everything was out and our personal items from the cabinets and desk being hauled off and going to a storage company. By the time our homeowner insurance adjustor came out, I felt violated by this company that Old Republic referred. Quite the scam! I ended up using our homeowner insurance contractors because I felt taken advantage of by the other people. It gets better, now 4 months later the water heater doesn't work and we have to go out to the garage every time we want hot water to start the pilot light. I first called the initial plumber that came out and asked if the tank had a 1 year warranty. He said it did and I told him it needed to be replaced. He responded that I would have to call Old Republic and request another service call or that I could call the tank manufacturer and have one of their technicians come out.
I then asked again if there was not a 1 year warranty and doesn't he guarantee his work. He told me that that is the process with Old Republic. I called them and they told me that I would have to pay another $65 service call fee, even though it was to examine a tank that their contractor had installed. Just so that I would get hot water, I agreed but refused to have the same plumbing contractor come to the house. The other contractor happened to be in the area and arrived within 30 minutes. He was knowledgeable and professional. He evaluated the issue and told me what would need to be done. I told him that was unacceptable. That it was a new tank 4 months ago and by putting parts on it already, now I basically have a refurbished tank. He told me that he didn't blame me for feeling that way and would report his findings and my response to Old Republic.
My husband then called Old Republic back when he got home because the pilot light went out again and we still have no hot water. Old Republic has a policy that if a unit that they install is defective after 30 days, they pay to repair it, not replace it. WTH? There is a 1 year warranty on the tank and they give the consumer 30 days!!! Beware. That was yesterday. Just got off the phone again and they are ordering the parts and sending out the plumber again when the parts arrive. The sad thing is that the first guy used a cheap tank from Mexico and this reputable contractor doesn't know where to get the cheap parts.
Who knows how long we will be without hot water in the house. This has turned out to be THE WORST experience that I have ever dealt with and it's all because of Old Republic's first unreputable contractor that they first sent out and now their outrageous policies that are so fine printed. I still can't find in the policy that it states that they will only repair a new unit after 30 days, not replace. Run! Run very fast away from this company!

We just bought a condo that came with Old Republics "full warranty". After moving in, we tried to run the dishwasher and it didn't work. Called Old Republic and were informed it wasn't covered because it had to be working before it stopped working! What a load of garbage. Considering all the other reviews here, it's a wonder these people are still in business and why any decent realtor would use them. Had our refrigerator go out at the beginning of the month. Old Republic sent out a tech who decided the main board had gone out. Thanks to there being no LG parts retailers in the area we waited a week for a replacement part. Part was replaced, Refrigerator stopped working, another visit, another part ordered. New part comes in, service tech doesn't know how to install it, decides he doesn't want to work on it anymore. We call back, they want to send out another tech. Tech can't come out until December first!
We are now out the $75 initial deductible, $200 in food from the time the refrigerator went out, $200 in food from the second time it failed, $50 in a rental fridge that I wish we just kept at this point. We have spent almost $600 and still don't have a working refrigerator and now it looks like we cannot have thanksgiving this year, because we won't have a working unit until at least the second week in December! What is the point of having a home warranty that we have already shelled out $600 out of pocket on? The customer service representatives are uncaring, they don't budge, and they do everything they can not to pay out a claim.

I know for a fact they do not want to renew the policy because I used their services replacing my AC unit which is the reason I purchased their policy to begin with. I purchase their policy last year when I purchased the house. I made an appliance repair request in August, 2015. Appliances needing repairs are ice maker, oven and dryer. Turned out oven part and dryer part could not be found. OR provided a brand new range and dryer, both have been delivered. As of this date 11/09/15, the only issue resolved has been my dryer. My range has been sitting on my patio for over a month. My ice maker is supposed to be repaired Thursday, 11/12/15 by Capital City Maintenance.
The issue has not with OR. The issue I am having are the service providers. First service provider sent was M&G Maintenance, who on a scale of 1-10 would rate a -20 from me. They made appointments and did not show up, call to say they couldn't show up and NEVER answered their phones. Called to make an appointment to repair ice maker and when I asked them about the range and dryer (which had already been delivered, they said they would call me back and never did. THEN, when OR spoke to them, they said ice maker parts had not been received!! I'm thinking "Why were they calling me to make an appointment to repair ice maker if they had not received the parts??) I paid my trade call fee to M&G by phone (or at least I thought I did), then I get a bill from OR and when I called to inquire I was told M&G says it did not go through. I was never informed of this.
The issue that is pressing today is this: M&G never came to install range or dryer. When Capital City Maintenance came, he installed my dryer but informed me they do not install drop-in ranges. Space Age Maintenance was then called by OR to install range Friday, 11/06/15. Unfortunately, he had a job before mine which took much much longer than he had planned. He called me and said he would come out Friday night because he gave me his word he would do it that day. Come 7:15 pm I had not heard from him so I called and left a message on his cell not to worry about it, it was just too late.
Here it is Monday, 2:48 pm and I have not heard from him. I have been "more than patient with this whole ordeal" and frankly I am sick of it all. I have been unable to bake since 08/15 while my range sits in a box on my patio, still in cardboard box, not to mention it is in my way. Holidays are coming. OLD REPUBLIC - WHAT ARE YOU GOING TO DO ABOUT THIS SITUATION? I am tired of calling your company. I am tired of being put off by service people who apparently don't give a damn about their reputations or yours. Really? Do have to call someone myself and pay for my own range installation? I would like to speak to a supervisor!!

Problem in the first month with garage door opener. Contacted Old Republic, very rude service, almost confrontational, told us it was not covered. Checked warranty paperwork and it was, after much back and forth they sent service person ($60) who quickly looked and said it was ok. Problem persisted, had a second person come out and reported that it was end of life. After weeks of having to manually lift door, back and forth they finally paid up. Had this Home Warranty company for a year, a year too long. They are rude and snappy when you call in to report something that has gone wrong. The [sub]contractors they send out to fix your problems with are pretty awful. I have had nothing but issues. Now they will not allow you to make any sort of adjustments to your plan; you cannot add or remove anything. So, if you are paying extra for something and you decide to get rid of it, you will still be paying for it.
I called to report that my payment did not come out of September's billing cycle, so they cancelled our policy WITHOUT A PHONE CALL. They stated that they received no payments (our first payment was taken out in August), but quickly recants that our service was through October. That could only have been because we DID make a payment. Then they stated they mailed out a notice of our "failed payment" and blamed me for not being responsible by checking my account. Sorry that I am human and I did not catch THEIR error right away. We were set up with the monthly payments for our annual coverage dues because we could not afford the lump sum of $600. But in order to keep being a customer, we have to open a new warranty, 30 day hold and pay the $600 in whole. Anyways, we live and we learn and now I can pass the word around that this company does not have appropriate CUSTOMER SERVICE skills nor do they want to work with you!

How do I know 26 years ago they did right or wrong installation plumbing. So they said can't cover. What kind insurance company they are. Never, never this company insurance buying.

We've had a warranty through Old Republic Home Warranty for the past year that was purchased by our real estate agent. During that time, we've had 5 service requests. 3 of those have been unsatisfactory due to the quality of contractors they send out - the problem doesn't get fixed, contractors don't show up as scheduled, and on a couple of calls, it took 4-5 days to even get a diagnostic visit. Our last call was the worst. It took TEN (yes, 10!) service calls from three different contractors over 5 weeks to replace a blown fuse in our dishwasher.
When I call ORHP to get assistance on dealing with contractor issues like this, the standard response was "we have no control over our contractors and their scheduling." You're at the mercy of whomever ORHP sends out and if they don't show up or don't complete the work as required, ORHP leaves a message telling them to return or requires you to start the process over with a different contractor. ORHP is simply a middle-man that puts you in touch with contractors and then pays the bill. Yes, I know that is the role of most warranty companies, but ORHP takes no responsibility when issues arise and their contractors seem to have no accountability to them.
ORHP recently sent us a letter declining to cover our home after the warranty expires, which is not a big deal since we didn't plan to renew with them. But, I guess if you actually use your warranty or have the nerve to complain about service calls like our dishwasher, they're no longer willing to cover you... Go figure. We've purchased a policy through Choice Home Warranty which has excellent reviews on this board that's 32% less than our warranty with ORHP and has a service call fee that's $55 lower.
The reason for 2 stars instead of 1 star... ORHP did pay for all the work as outlined in our policy. I really didn't experience any "hidden charges" or fine print that would absolve them of paying for repairs. Also, making the service request itself was easy. They always directly answered the phone - no hold times at all. At the end of the day, home warranty companies are only as good as the contractors they send out and if ORHP can't require more accountability from contractors, they're an extension of the poor service provided.

I had this company coverage for 1 years after I purchased my house, and this company is the worst coverage that I had ever deal with. I only had 2 call but I could not get any of those coverage. I could not get coverage of my heater - they saying that it does not coverage because I have never use it. Second, I call for plumbing issue and they say it also does not cover. I do not know what is coverage. I am very dissatisfied with this company. Once your are coverage, I could not cancel the protection. Please, if you want to be ripping off then buy this protections.

Our water heater went out over a week ago. I called to see why it was taking so long since my water heater was still covered under manufacture warranty so it should have been a quick swap. Their contractor charged me $60 (deductible) all he did was take a picture of my water heater and left. When I called Old Republic to see why it was taking so long they said they tried calling me to notify me that they're waiting on approval from me to continue with the work because there's some things that are not covered under this warranty. I asked what were the charges, an additional 510!! Old Rep. Stated the contractor needed to do some "modifications" in order to replace the water heater. NOTE: No one called or left me a voicemail. So, my family has been without hot water for over a week and no one has attempted to contact me to rectify the issue.
I told the rep I needed this water replaced asap! He said he would try and contact the contractor to see if they can expedite the work order. We got off the phone - my husband contacted the 800 # on the water heater warranty and the manufacture stated he just needed to take pictures of the water heater as well as a video showing the leakage. My husband did so and emailed them what they requested, 30 minutes later my husband called back to see if it was received and the manufacture stated they did receive it and they would go ahead and swap the unit - all I needed to do was take the old water heater to the nearest home depot and have them swap it out.
We did so and hired another plumbing company (paid out of pocket) since Old Rep. Stated there's some modifications needed. Only to find out there's no modification needed and all the plumber did was install the new unit! Their contractors are trash... Meanwhile no one has contacted us back from Old Republic about replacing this unit. So, if it weren't for my husband making those phone calls we would still be out of hot water! And they refuse to reimburse back any out of pocket costs including the $60 I initially paid. Please look up other reviews online before purchasing home warranty coverage from this company! We are also still waiting our dishwasher to be repaired, which we called in over a month ago.

Old Republic contracts with unqualified cowboys who botch AC installations. We live in the California desert and we were left with no AC for the month of August. Old Republic, when contacted, punted and told us it wasn't their problem.

We purchased a home protection warranty to cover appliances etc. of a new home that we purchased. The microwave broke and I paid the $60 service call for a repairman to "look" at it. Five or six long days later Old Republic called me back to say that the service company would not be able to fix it (microwave under warranty) because it was not considered "usual wear and tear" but that I could call the service company back, pay for yet another service call and repair parts on my own and fix it myself. Not satisfied with that response.

Purchased a home. Seller purchased insurance from them & they bought sub par tools to repair my home. Complained to BBB. They stated they'd do one thing. Which they claimed they did. Then found another way around it. They are manipulative & a disgrace. Use any other home warranty company.

Out of the seven or eight times that I filed claims or had one of their "service" people out to my home with Old Republic, NONE did anything to help resolve the issue. Repeatedly the people they hire not only do not know what they are doing (i.e. they make the situation much worse) but they also try to make me think I need more work than I actually need done. Here is one of many such scenarios. I had a leak in my kitchen ceiling. It was clearly coming from the bathtub that was right above. The plumber recommended from Old Republic said I needed to basically take out the whole wall on the other side of the show of the said bathroom and re-pipe the whole thing!
He said that when they built the house 20 years ago that they laid the pipe wrong. He actually even quoted me a price of several thousands of dollars! I got on Yelp, found someone real people obviously trusted and had him over. He did various non-invasive plumbing testing and found that I needed a (gulp!) new gasket -all of a few dollars. This is just one example of the many chances I gave Old Republic to send out reputable people for garage (tried to replace my whole garage door when I only needed the garage opener adjusted), oven, hot water tank - each time, I had to get two other people out there to rebid and really tell me what was going on. They hire subcontractors who are probably the cheapest bid and those subcontractors tell you, you need full replacement of said item and worse, other major items around it. Total scam artists. Worst company EVER!

An A/C condenser fan motor is probably one of the easiest repairs on an A/C unit aside from replacing a filter. The motors fail eventually but are readily available. I bought my Townhome a couple months ago and with it came a warranty with Old Republic Home Protection. When my A/C fan motor failed I thought well this is easy and should be a same day or next day fix. Old Republic FAILED. They use private contractors to do the actual work, which is normal. The contractor installed a motor that not only didn't fit correctly but ran the wrong speed (too slow) and backwards... meaning the air was being forced down into the unit instead of up and out of the unit which is how all A/C units are designed to work. Further, he wasn't paying attention and shorted out the contractor.
After multiple visits to "diagnose" the problem and "go order the part"... 12 days had passed. YES 12!!! I made one call to a parts distributor located less than 3 miles from my home. OEM replacement was in stock and only $135 dollars. I purchased the motor and installed it in 20 minutes. I DO NOT RECOMMEND OLD REPUBLIC. FAIL!

I purchased a house in January and had the seller purchased a home warranty plan to cover anything that could go wrong. The LG A/C that we have for a room above the garage stopped working, but it was going to be ok because we had a home protection plan. I put in a work order for the repair of the unit and they assigned a contractor which came out and didn't know anything about our unit but did some research and was able to figure out what wasn't working.
Then after 2.5 weeks of not being able to get ahold of that company again, I called ORHP to see what was going on. They ended up assigning another contractor to our work order and he came out the next day. When he got to our house, he also didn't know anything about our unit and said we would need someone certified through LG to work on our unit. I called ORHP to let them know and they said that they would be switching the contractor again. Then 4 hours later, I receive a call saying that ORHP has denied my claim because of the type of A/C unit it is and that there is nothing else they will do. So I called and complained to their customer service and was basically told, "Oh well it's your problem now". So now I've spent $60 on their deductible and wasted 3 weeks and now I'm gonna be out of pocket to repair or replace this unit.

I got a standard Home Warranty plan from OR paid by the seller when I bought my condo. I realized after a couple of months that it does not cover the washer and dryer. Therefore, I called them so that I can include these options. I was told that once a plan is in effect you cannot change it. Ok so I waited until time for renewal. Called them a week before expiry and was told that I cannot change the plan at any point of time. The only option is to let it expire and buy a new plan with these options included.
I even got a quote for the new plan - which surprisingly was cheaper by $60 than the renewal. Then I let it expire and called again to buy a new plan. Now they tell me that is not possible as the system still shows it is for renewal. I'm already 2 weeks after the expiry period. I reminded them I have a quote for the new plan. They say they cannot find anything in their system - like a note or even a quote. I offered to email them the quote but the representative was not interested. She kept telling me that I cannot change or upgrade my plan. What kind of company is this. Please, please don't waste your time with them. Frustrating for sure!!! I guess they increased my renewal plan as well because I called in for service for the AC - only once. Ridiculous!!

Our ac went out on sat afternoon. We placed a call as soon as we noticed the problem. O.R. never placed our call to ac repair company. Plus they were suppose to email us with confirmation which we never got. We had to call again Sunday morning to find out what was going on because our house was 85 degrees & we had small children & family staying with us for labor day. O.R. dropped the ball, we had to call 4 times before they finally sent a service request. And we still don't have our ac working and are still waiting on ac repair guy. Worst customer service ever. Our family had to leave & go get a hotel. Not to mention the ac repair guy they put us in touch with was rude as well. Wish the people that we bought our house from would not have purchased the home warranty with this company. Would not recommend this company to anyone.

On 9/4/2015 I contacted this company's service to report a issue with a dishwasher in a home we purchased on 8/21/2015. After I answered many questions I was informed that due to us not trying out the dishwasher on 8/18/2015 when we did the final walkthrough and waiting two weeks to use the dishwasher that they would not honor the service request. This is a very cheap way out of honoring the home protection we purchased. I am going to purchase a new dishwasher and wipe my hands clear of this company. My trust with them is 0 and buyer beware. Read the fine print if you can find it.

DON'T GET A HOME WARRANTY FROM OLD REPUBLIC. I have had home warranties with Home Republic on three (3) properties in Arizona for years. Last year I had to submit five (5) claims, of which only two required any real repair. The A/C unit had to be repaired twice. The second time was because the first repair person failed to make the required repair and just refilled the freon instead of fixing the problem. I called to renew my warranty and was advised they would no longer warranty the property. The sales person could not give a reason why they would not renew my policy. I was transferred to a supervisor at my request. The supervisor stated if you have too many claims they can refuse to renew your policy. Fact: Old Republic drops clients who file claims.

Got 1 year of Platinum package when purchased the house almost 1 year ago. First AC cooling problem occurred 1+ months ago and OR sent an AC contractor... The person only added freon and not inspected what really caused the leak. The problem occurred again the past two days. When 2nd contractor came in and discovered compressor is tilted and it had some damages to the coil. Unfortunately, that was not noticed during the house inspection during the purchase. Anyway, compressor is still working, but main problem is evaporator coil in the attic that caused the freon leaks. OR would find different excuses and refuse to cover compressor nor evaporator coil saying AC unit was not properly installed and AC problem is not due to normal use. I can understand why they wouldn't cover compressor, but not covering evaporator coil is ridiculous.
Do not recommend anyone to purchase any home warranty from Old Republic... maybe any home warranty protections at all. If you've any big ticket item to be repaired/replaced... good luck. Most likely, they will not honor to replace/fix it. I've request their contractor to supply me the report and call me, but have yet to receive one single phone call. OR is denying the warranty service just based on the report provided by their 2nd contractor and cannot even explain why first contractor didn't inspect why freon was leaking??? Each time, OR representative uses different reasons to deny the warranty service. So can you trust OR contractor and OR themselves??? My own AC guys also inspected the unit and didn't agreed with their explanations. Save your money on purchasing the home warranty from Old Republic... else you'll be regret when you request service call.

I called about my dishwasher not working. I purchased an existing home with warranty coverage. The call lady was really nice and sweet, asking me had I used the dishwasher, since they knew it was a new house. I said "no I hadn't." She asked me if it had any lights on it. I said "not that I can tell." She says "based upon what you have told me, it doesn't meet warranty coverage because it didn't pass some simple use test." I said "what does that mean?" She said I needed to verify it worked before they could cover it, otherwise they said it was broken when I moved in. I said "I have been here for 5 days unpacking, and you can't say for certain it didn't work when I moved in either."
Well I got nowhere. Talked to a manager the following week, and she was just as bad. I told her same story, she didn't care. Gave me the same song and dance about how it was broken when I moved in. She said I should have tested it on my final walk thru. I said "don't you think that is a little rude, walking thru a house testing everything? What was the point of my getting a home inspection if I still have to check everything first?" I asked her if when she went to Best Buy to get a new TV if she made them unbox it and prove it worked before she took it home.
"Oh that is different" she says. I asked her "what happened in the winter when I turn my heat on if it doesn't work, is that not covered either? Do you expect me to test my heat when it's 105 degrees outside?" "Oh not that is different too." They didn't expect me to test the heat in the summer. But I must test every major appliance before I take possession of the house, or it's not covered. Moral of the story with these people is "YES IT WAS WORKING when I moved in." Otherwise, you have no coverage. They will never get my business again.

I bought my home a year ago and had ORHW with the home purchase. I made 1 claim last year with no issues. I renewed the contract in July. August 5th my AC went out. OR sent out Terrell AC and heating who replaced a dual run cap. This was not to be the real problem as we found out 3 days later when the AC quit working. I called OR again about issue and they contacted Terrell to come out again. This took another 3 days to get the appointment. Mind you, I live in Texas where the temps got to 105 with a heat index of 112 for a week.
Terrell AC never showed up for appt. Again, I called OR & they contacted Terrell. He had a stiff neck & wasn't coming out. No phone call to us after we took off work all day! Requested a new company. Closed WO and opened new WO. Here we sit 11 days later waiting for a compressor and evaporation coil to be replaced. OR has given me the runaround for weeks on this repair request. I've called a dozen times to ask the status only to be told they're working on it. The parts are supposed to be in today and AC repaired by the weekend. I'm not holding my breath. Terrible customer service! I will not be using them again! I've also filed a complaint with BBB. Don't use them!!

I have had coverage with Old Republic since June 2013. The original warranty was a part of the contract when we bought the home. The home was built in 1937 and I am glad the warranty was included. Since day one we have had to make 6 claims. On two occasions they called Sears service center. Both times the service with Sears was awful. On one occasion, I had to wait a week for Sears to fix my washing machine. On a second occasion, I had to call Sears to find out when they were coming out. They stated they did not have a work order. A few hours later, called to say they were not going to able to keep the scheduled appt only to call the next morning to say they were sitting in front of my home to do the repair. I was already an hour away at work.
On another occasion, I took off work early to meet the plumber only to have him show up 2 hours later. When they sent out someone to repair my stove, he came out and said he would need to order the part and it would be back in 2 days to finish. Two days later, he calls to say the part was in but he had other obligations. It would be the following week. Unfortunately, I had a big party planned and had to cancel due to not having an oven.
Now, I sit here day 5 without an air conditioner because Watters Heat and Air out of Bartlesville. Ok, called to say they were not going to be able to make it after I left work early to meet them. This is worse than paying for insurance and having to haggle over an insurance bid. You never know how long you are going to be without, a washing machine, an oven, a working air conditioner. They will get to you when they get to you. They have so much business you are just another number. Take me back to the days when companies were more personal and cared about the person.

I am currently in the process of a service request with Old Republic. It has been the most frustrating experience of my life. I initially called a service ticket in with the company six weeks ago. A contractor was hired and the problem with my AC was fixed (read: band-aided). Fast forward six weeks, and the issue arose again. I called for a new service, but Old Republic told me to contact the original contractor that they authorized. I did so, the contractor came out, identified the problem, and was told not to fix it. They told the tech that they needed line item breakdown pricing In order to write the service request. The office of my contractor provided the pricing, and apparently Old Republic did not like the rates so they refused to honor the work.
After fighting with them for 5 days and seven phone calls later, they me I could choose that contractor but they would only reimburse me their replacement cost. They decided that they wanted to call another contractor of their choice which started the process all over again. We are now going into our second week of 90+ degree temps in my home. This is been the absolutely most frustrating process, and I will never, repeat never renew with Old Republic.

I bought my house in December of 2014. In June 2015 I discovered the air did not work as I did not use it until June... called Old Republic... they said somebody would contact me within 24 to 48 hours but an entire week went by before I heard from the company which could not give me an accurate time to come and check my air conditioning so I took a look at Yelp reviews for this company they were assigning me to and every single one was negative. I could see why they were so slow to get back to me so I requested they use another company.
By this time over a month has gone by (summer time, blazing hot without air). The other company came out, took a look and denied my claim, said my system had a "preexisting condition"... requested another one... they came out and denied my claim again. What good is this home warranty when they just find excuses to get out of fixing it? Don't use Old Republic, they are not professional and they make money by denying your legitimate claims.

I tried calling this warranty company for a service repair, and they sent a contractor. Problem is the contractor is rude, don't care about the work they do, and will take forever to schedule an appointment with you. I come to find out this company rate/review their contract by "if they are license, do they have insurance, and their price" (straight from the customer service mouth). They don't care about anything else, and you have no choice but to go with these contractors. If you request for someone else, they will give you a hard time stating it may take a week (or so) for another contractor to replace this one. They treat their customer like trash, and you can see through many other reviews that I am not the only one.

The whole purpose of a home warranty is to have peace of mind. I closed on a home in December and the inspection report and everything was fine. When we moved in, there was a tiny leak with the water heater which was not there when escrow was closed. When we contacted Old Republic, they denied the claim saying it was a "pre-existing" condition because the hard water from the water heater which builds up over time is what caused it to have the leak. This leak was not there when we moved in but they will try to come up with ANYTHING so they don't have to pay the claim.
My parents just purchased a home and the owners purchased Old Republic Home warranty for them. The housekeeper turned on the self-clean and the range completely lost power. The technician came out yesterday and said it was a simple fix (just needed to order the power cord). Old Republic just called today and said they were denying the claim because according to the technician, the sensor was replaced on the appliance and whoever secured it again pinched the power cord so when it got hot, it stopped working, hence it was from misuse and they are going to deny it.
I only had to put in for simple repairs and the headache they have caused me is insane. I can't even begin to imagine if it was an expensive repair. The whole purpose of a home warranty is peace of mind that should something major happen, you are covered. They are more fraudulent than health insurance companies and will always find a reason why something that needs to be repaired is your responsibility not theirs.

The A/C went out on Friday. Contacted ORHW and they had someone there Saturday morning. The AC man they sent was kind, friendly and knowledgeable. He replaced the fan motor and capacitor and got the AC back running. After he left I realized that the air was blowing hot again. Called ORHW (around 7PM) they said it would have to be Monday that the repairman could come out. (Though it is 100+ in August here in New Orleans, I understood that, so this is not a negative.) The gentleman called me at 7:45AM this morning, I met him at the house and he was able to find a small leak. Patched it up and now I'm running cool. I was only required to pay one $75 call fee (as the second call out was within 30 days of the original) and was never asked to pay for any parts. After reading many negative reviews, I was scared to even call ORHW, but after such a pleasurable experience I am compelled to write a positive review for the company.

I called in a claim for a sink drain clog on Friday 31 July (standing water in the sink). The person who took my order told me I would hear back from the plumber, but to call if they had not returned my call within 30 minutes. The person also said he would send my work order to me via email. The email never came and the call never came. I called Old Republic back and the next person I spoke to have me the number to the plumber. I called the plumber and got voicemail. I left a message and never got a call back. I called the plumber again and this time he answered and was on vacation at a beach and unable to take my order. He referred me to his service person who also could not help due to a death in the family. I called Old Republic back and informed them of this development.
Old Republic transferred my order to another vendor, who did not answer the phone. I left them a voicemail which they did not return. I called again on Saturday (water still standing in the sink and my plumbing under the sink began to leak.) This time they answered and told me they could not help until Monday. I called Old Republic back to inform them of this development. The first person I spoke to told me my situation was not an emergency and I needed to call the normal number, not the after hours emergency line.
I called Old Republic again and this time the person who answered took my call and told me she would upgrade my priority due to the leak under the sink. She promised to get someone out to help and she would call me back with the details. She never called back. I sit here on Sunday with water in my kitchen sink, leaks under the sink damaging the wood cabinets, guests coming over, and no service. I received an email notice informing me that they had assigned my order back to the first company who already told me (Friday) they could not help!!! When they finally do get someone out here, I will likely be charged 75$ for a fly by night plumbing service to handle my problem. There will be secondary damage to my wood cabinets. I did not have a say in the selection of this warranty company (recent purchase) however as an owner of 3 homes I will never subject another person to their "service".

Contacted Old Republic on 7/17/15 to get repair on leaking toilet and kitchen faucet. Repair person (Billy) overtightened and broke toilet flange then proceeded to over tighten kitchen faucet and broke it too!!! Person in home warned him not to use too much force and he said "I have been a plumber for 17 years" (then he broke faucet). Old Republic will only replace faucet with a "builders grade stainless" and the faucet is an oil rubbed bronze that is less than 5 years old and is part of a set. The "repair" company, A+ Value Rooter also refuses to take responsibility in replacing faucet that they "repaired??/broke". We bought the protection so we would have some peace of mind moving into a new home... not happening!!! HELP!!!

I just moved to a house and my Real Estate agent arranged a contract, a home warranty with Old Republic. With all the Hassle of moving, I hadn't paid attention to the details as to what was covered and not covered. I finally had the time to review it and noticed that all appliances were not in it. In the contract, they indicate that I am able to add extra coverage for an extra fee within 60 days of closing escrow. So I decided to add the washer and dryer, which we use quite often and wanted to protect myself from unexpected expenses. Note that both appliances were in proper working order before adding them to the warranty protection.
We closed escrow on 6/26/15 and I added the washer and dryer on 7/23/15, as we were catching up with our laundry over the weekend (7/26/15) the dryer quit drying. We continue just using the washer, then suddenly, the washer stop spinning. I proceeded to call Old Republic and understandably, the person I talked to wanted to know when the units had stop working. I told her "over the weekend." Then she started with an accusing tone asking for specifics. I responded that the problem had started over the weekend, then she put me on hold. Came back on the phone and had determined that they could not cover the warranty for pre-existing conditions. I responded to her that the washer and dryer were in working condition when they were added to the warranty plan. But it was too late, their representative had already made her mind to deny service.
I asked for a refund ($75) of the extra added warranty. The representative said she would refund the money back, soon after I received a phone call from them stating that I had to request cancellation in writing. It is frustrating that Old Republic can get away with not honoring a warranty contract. I hope Consumer Affairs can do something about their lack of service. They are charging consumers and not delivering.

Our AC broke in 110 degree weather. OR couldn't find a company in our area to fix it so they told us we could contact a company on our own and that we would just have to contact them before purchasing any parts to confirm that they would reimburse us. We found a great company that was out within an hour and had all of the parts that we would need to be up and running within an hour or so. We were thrilled! When we called OR they told us they would only cover half ($350) of the charge of the parts because that's what their contractors would charge. In my opinion, if they can't get one of their companies out in an acceptable amount of time they should foot the bill no matter what the cost or find more companies that can meet the needs of customers.
Another thing, if their company would have fixed our AC the correct way when they were out 2 weeks ago, none of his would have even happened. I'm also 8 months pregnant and have a one and two year old. I don't expect special treatment but no one should have to wait that long to have their problem solved especially when another company could have fixed it within hours. Bottom line - this place isn't there when you really need them. Probably why they only have 1 1/2 stars. Find another home warranty company.

OLD REPUBLIC HOME PROTECTION WARRANTY IS TOTAL BS. This service is a total scam. Once you have purchased this policy you now have to use them as a middle man for any "covered repair". The tech comes out hours late and looks at the problem. You pay them $75 for looking at it. They then contact Old Republic and Old Republic says that not covered. So, at the end of the day you have paid $525 for the policy + $75 for the work order + wasted many hours of your time and the problem is not fixed. THEY TELL YOU THAT THE "COVERED" PORTION OF THE SERVICE IS NOT APPROVED UNTIL I AGREE TO PAY FOR THE UNCOVERED PORTION WHICH IS ABOUT $1,000.00 IN MY CASE.
So you pay $525.00 for the plan, PLUS $75.00 for the Trade call PLUS $1,000.00 for the "uncovered" portion of the service and then you are told to wait for 1 week for the parts to arrive. TOTAL BS. If you are not happy with the tech and want a second opinion, you are not allowed a second opinion because of some "internal policy" which is another BS. They don't go by the contract they signed with you but are governed by some "internal policy" which they are unable to even show. MY EXPERIENCE WITH THEM IS THAT THEY MAKE UP THINGS AS THEY GO. STAY AWAY FROM OLD REPUBLIC!!!

One month and still waiting for my replacement washer. Plan Number: ** June 15, 2015 we called for a washing machine problem. We were told the machine could not be repaired and an equal replacement would be provided. June 22nd order was taken by Renee for the new washing machine. We were told it would take 7 to 14 business day. Made several calls after day 7 to see if we could track the appliance or get an ETA. Just told it was on its way. July 13 is the current date and it's been 16 business days and still waiting.
I contacted Whirlpool directly and they told me the washer order was lost and reorder was issued on July 10. Today I got a call and I was told the washing machine will be delivered next Monday! Almost exactly one month after the original order was placed. July 13 received a phone call from Whirlpool saying the machine was here and I would get a call the following Friday for a Monday (the 20th) delivery. Today is Friday the 17th and once again no phone call back. The unit is scheduled for Monday (20th) deliver but I have no idea when the tenants need to be home to receive the unit.

As part of the purchase of our home, we had a home warranty with Old Republic Home Warranty Company. We had a home warranty with our first home and had a good experience with that company. This time we have had the WORST experience ever. Our downstairs AC unit went out and the first contractor was sent out May 14th. Over two weeks later, the contractor had still not sent the work order in to Old Republic. Having a 2 year and dog at home in the rising heat of summer, I continued to call both Old Republic and the contractor to find out the status. Both had horrible customer service. Both refused to take ownership of the work. So, I called and demanded a 2nd contractor be sent and that we would NOT pay the additional service fee after it had been over 2 weeks without the contractor simply getting the work order for a new compressor into Old Republic.
The 2nd contractor came out on a Monday and by Tuesday they had the work order into Old Republic. Much better experience. However because there was such a lag time from the first contractor and waiting for the actual part to come in, our downstairs was sweltering in heat... and we experienced the thermostat fuse on the dryer (which was located downstairs) breaking... and thus a secondary claim. To make matters worse, because the upstairs AC unit was working overtime trying to keep to a balmy 75 degrees with the rising heat from downstairs, the upstairs unit died as well! When we called to get this unit looked at, I requested they use the same contractor who was fixing the downstairs unit. They said they couldn't do that and they could only utilize 1 of the 3 choices on their screen (wow, most illogical thinking on their part!). So a 3rd AC contractor came and we had to pay the service fee AGAIN for this contractor.
At this point, the house was inhabitable with the sweltering 100 degree weather NC was experiencing. We moved in my mother (thank goodness she lives in the same town!). They were able to get the upstairs fixed in 2-3 weeks time and yet the downstairs wasn't fixed because the contractor working on the downstairs unit found another part that needed to be replaced. When that was ordered, the contractor realized it was an incompatible metal and couldn't be put on the downstairs unit. When the contractor finally found out the part they needed was obsolete and the manufacturer didn't make it anymore, they finally said they would have to argue with Old Republic to get a whole new unit in place. After an excessive amount of stress, calls and demands to speak with supervisors, we were finally able to move back home July 10th. This was a 2-month ordeal!!! Horrible customer service, horrible claims management.
Even explaining to them that they should be interested in better managing their claims and their contractors because otherwise it was costing them more... for example, the fact that the AC unit downstairs was out for 2 months led to 2 additional claims - the dryer and the upstairs AC unit. Then they tell us there are over $500 worth of uncovered costs... of which, I told them, if they had managed the claims right from the beginning, we wouldn't have to be replacing the downstairs unit. It was not until our realtor got involved and was able to really stay on them did we see things finally get resolved.
While there is the reputation that many warranty companies are like, I've NEVER experienced this short of atrocious customer service, lack of responsibility/accountability, poor claims management and overall disrespect from any company. I would recommend anyone not to waste their money, time, energy or effort getting a warranty through Old Republic!!!

I have three issues with Old Republic Home Protection that we have on the house we purchased. The first week of moving into our home, we discovered that the stove leaked gas from the back left burner when used. So we called Old Republic and they sent a technician out to inspect (cost us $60 and three days for the next available appointment). They discovered that the gas leak was from a missing hose in the stove. The technician said that the part will need to be ordered from the manufacturer and that this should be not a problem with being covered.
Two days later we received a call from ORHP to say they the clam has been denied, that they do not cover missing parts. Two months later we had a water leak in the garage, which was a compilation of two issues - 1 a bad regulator for the house and 2nd we had a cracked pre-house sediment filter housing that had become cracked (possible form the high water pressure). Again the plumbing department for ORHP denied this claim as well for the costs of the repair.
When called to speak to someone about this, we got real bad customer service and even the managers do not seem to care to figure out a way to help us. Also the manager was suppose to call me back and Antonio never returned my call when I was told he would. I had to call ORHP 2 hours later to get a hold of the manager. For me they have strike out three times for me. I would not recommend them to cover your house because they only seem to be concerned about getting the job - but seem to have their own rules to when a payout for a repair is necessary. I honestly do not see what I paid for in choosing to have the home warranty through them. Find another company to cover your house warranty.

I must admit, I was really surprised by all of the "1-star" comments. I had Old Republic for five years and haven't really had any issues with them. Granted, they would not replace the water spigot outside my house, but that is one thing. The service has always been great. When service was needed, I would get a call usually the same day to schedule an appointment. If not that day, the next. I can't speak for other areas, but in Jacksonville, NC, it has been great!

ORHP was contacted on June 22 regarding our downstairs A/C unit. Three different A/C companies later the problem has not been fixed. ORHP says that ours is a commercial unit and they do not repair or replace commercial units. ORHP representative ** has not returned our phone calls nor has she answered any e-mails. ** has not been able to tell us why our A/C unit is classified as a commercial unit and why no one can repair it. Each company that has come out to look at the unit has asked for a service call fee of $75. We have refused to pay this. I have asked that a customer relations person give us a call but have not heard back from them. I will be contacting the BBB in Phoenix to file a complaint as well as contacting the AJ office of AZ. As well as the State Real Estate board to advise their members not to recommend ORHP to their clients.

This service is a total scam. Not worth your time or money. Here's the inside on Old Republic. Once you have purchased this policy you now have to use them as a middle man for any "covered repair". You call them and sit on hold for about an hour, then you give them all the information and they setup a company to do the work order. The company is supposed to call you and setup an appointment, but they don't so you have to call them and setup the appointment.
The tech comes out hours late and looks at the problem. You pay them $75 for looking at it. They then contact Old Republic and Old Republic says that not covered. So, at the end of the day you have paid $500 for the policy + $75 for the work order + wasted many hours of your time and the problem is not fixed. You then are supposed to have the repair done yourself at your expense. Then submit proof that you have had the repairs done or they won't entertain any more claims. Total BS. Bottom line. This company is a scam. Don't waste your time or your money.

Our dishwasher went out. I contacted Old Republic as we purchased a one year "Deluxe" home warranty from them on the day we bought our home. OR gave us the contact information for a dishwasher repair vendor - we were told that we could only use this company. I called the company and paid them $75 for the trip. The man from the company asked for $75, but I told him that $60 was the official fee from Old Republic. That was the first sign that something shady was going on. The repairman then began going through a list of reasons that the dishwasher was not operating properly that were beyond the scope of what he would recommend to Old Republic for covering repair or replacement. As I pointed out the error in his initial assessment, he'd move onto another reason/excuse.
It was strange and to be perfectly honest, the guy seemed a little hostile, raising his voice frequently. He even told me a loose spring that was laying in the bottom of the dishwasher was not related to performance. For real? After about 20 minutes of this, he ran out of excuses so I asked him politely but bluntly, "Since none of your assessments have been accurate, does this mean you will contact Old Republic and recommend that they pay to fix the dishwasher or to replace it?" He said at this point no, that there was nothing wrong with the dishwasher, and the fact that it wasn't draining properly, kept turning itself off mid-cycle, and left dishwasher detergent all over everything was due to our older water heater.
At this point, I thanked him for his visit, gave him a check for $60, and ordered a new dishwasher the same day, paying for it myself. I then googled the repairman's company name and it came up with no reviews. I then googled the guy's business number and PRESTO. Many one-star reviews were attached to the name and mentioned he and his wife's name in the reviews. Turns out they had changed the name of their business. Nice company you keep, OR. I then checked Old Republic reviews online and saw that they average one star with something like 300+ highly negative reviews. Our warranty is due to expire soon, so it's adios Old Republic - wish we'd never met.

We closed our home on the 11th. We did a final walk-through just before the closing. We moved in on the 14th. We found out that the hot water is not working. So called Old Republic. They said that unfortunately it does not cover under warranty because they are assuming it's a pre-existing condition. Now I am having to replace the whole unit for $1800. I will never get it renewed with these scumbags. Moreover, they are rude over the phone as well.

I was an Old Republic customer for 18 years. Had a few small issues with them not having technicians in their network who understood our appliances (Miele, etc. ), but relatively satisfied with the value. Today, I noticed that my policy had "just" expired and tried to renew online. Not possible. I called them to renew by phone but was told that "the system says your home is not eligible for renewal." When I asked why, they couldn't tell me. When I asked to speak to a supervisor, I was finally passed along to one but she was of no help either. I asked why they hadn't at least notified me that the policy would not be renewed and they said it wasn't policy to do that.
When I asked for contact info for whoever was in charge of their customer service or renewals, the supervisor said there was no email, fax or snail mail contact information for anyone - and that it was in their contract that renewal is at ORHP's discretion. Seriously, that's what they tell people who've been doing business with them for 18 years? Glad I'm not a customer anymore if that's the way they treat people. We didn't even have any major claims last year - just some stovetop burners that needed to be looked at. Think twice before going with these guys. No one appears to stand behind the business decisions they make.

Some key points to think about with ANY home warranty company. I have had 3 different ones and all work the same, at least with my experience: ALL home warranty companies work the same. Jumping to a different company will not improve or make your experience better. I am not trying to insult anyone's intelligence, but home warranty companies work just like health care or car insurance... best value for work performed and cost of parts. They shop around just as you would before paying for something. Think about it, would you pay $50.00 for windshield wiper blades when the same blades are 10 miles away for $20.00? They cost compare as well and I cannot blame them for that.
A big complaint is that Old Republic wants to order parts and know everything about your claim or work order. Well DUH, wouldn't you if you were paying for the service and parts? The reason that they do this is because they want to ensure that nothing is left out or missed in the process. I live in NC and a lot of companies are dropping MOST home warranty companies because they do not pay for the work in full. For example I just had an A/C unit replaced and the total cost was about 5,000.00. The company only got 900.00 from Old Republic due to them being under contract with them. Bad deal? Yep and that is why a lot of companies are not doing business with a lot of home warranty companies at least in my area. These places are in a contract with home warranty companies and most of the contracts are 3-5 years old so prices for parts, labor, etc. have gone up over the years.
That's why it is getting harder and harder to find quality services for most home warranty repair needs. To be honest, I think the best companies to do business with home warranty companies are start up business to get their name out there, or flailing companies looking to make a buck anyway that they can so they do not go out of business. That is why sometimes you get shotty work performed or lazy contractors. I will honestly tell you that Old Republic paid in full for a new dryer for me and replaced my A/C unit. I waited a few weeks for each, but at the end of the day it cost me 120.00 to get over 6,000.00 in free appliances.
My gripes about Old Republic: 1. Customer service. Some reps are not knowledgeable and just pass you off and around to countless other reps. What I found help me was the better that I could explain and break my issues down and state the process of my work order up until the current time I found it to be much beneficial to myself and the company. I do think the 60.00 trade call fee is a bit high, but at the end of the day it benefited me and I got lucky. Some people do, some don't; 2. Some basic work takes weeks. That isn't Old Republic's fault. That is the companies' fault. They schedule you when it is convenient for them. Old Republic merely pays the bills and settles the claim.
In closing, Overall I have gotten lucky with my home warranty. As I stated at the beginning I have had 3 different ones over the years and all operated the same for me. It is all in the eye of the beholder when it comes to home warranties. If you want fast and quick service you will have to go on your own and find your own company. If you use the home warranty you will have to wait for services. I gave a rating of 3 stars because I am satisfied and that is about it. The warranty did its job and that is all I care about.

I have had nothing but problems with this company. Two months ago my stove went out. They never fixed it. After 3 weeks of eating out, and after I filed a formal complaint with the CA Insurance Commissioners office, they reimbursed me for the cost of the stove. About a month ago, my air conditioner went bad. I have the register set on 70 but the thermometer reading indicates it is 78 in my home. They sent out a contractor, Solution Air. I was ripped off by their first person who told me that it would work fine if it was cleaned but that it leaked Freon. He put Freon in, but charged me $129 rather than the usual $60 deductible because the cleaning is not covered under the warranty. He left and my thermometer still reads 78 degrees.
I called Old Republic who sent out another Solution Air person. He also said that it was leaking Freon and that it is a very old unit (15 or 20 years old?). He put in 1.5 pounds of Freon. He also said that we needed an attic fan. The attic fan, of course, is not covered. My thermometer still reads 78 degrees. I spoke with ** at Old Republic who said that Old Republic would be back to me with a monetary settlement. However, instead I got a call from ** who went right back to the company line of this being my fault because I do not have an attic fan. It is obvious given my two experiences in the last few months that Old Republic just takes the warranty money and says and does anything possible to avoid paying for or fixing broken items covered by the warranty. There are multiple online complaints that confirm my theory.

I have had a home warranty with Old Republic since I bought my house in 2012. They have always been prompt until recently. My AC went out and I filed a claim. A company was assigned. Never contacted me so I had to contact them. After the tech came three days later he told me he had to order parts and asked for $75 service fee in cash since they did not take credit cards or checks. I gave him $80 since I had nothing smaller than a $20 and he told me he would bring me change when he came out to do the job.
After three more days of hearing nothing I called again and the lady in the office knew nothing and did not know where the tech was. I called OR and asked for an intervention. The story told to me after 20 min on hold was the tech had fallen on a job and hurt his knee but was in the office writing up the report for OR and had the parts for the repair. The next day after I did not get the promised call back OR again. After another 20 min on hold I was told the tech had been run over by a tractor and hurt his knee and was on crutches, but they had the parts.
Another contractor was assigned to the project who call me the next morning and indicated that it would be another three days before a tech could come and reevaluate. They told me they could not accept another companies word on the repairs and would have to start all over. I called OR AGAIN! They told me they felt my pain but was nothing they could do. I will cancel my contract with them when it comes up in September and never do business with them or their fly by night contractors again!

On Father's day our water heater sprung a major leak. Old Republic warranty and website reads they are available 24/7. What they mean their call center eventually picks up the phone. We were getting water in the house and they told us "too bad, so sad but we don't have any plumbers today" as it was father's day. After I called again and told them we were getting more water they authorized us to go out of network. At which time I said "someone could authorize the payment today to replace the unit" and I was told yes more than once. As I called several times to make sure. We found a plumber and they got here at 6:30 at night. Called Old Republic for authorization and was told someone would call back in 30 minutes. Well I got an answer only after I called back two times -- 1.5 hours after my call when they said they would get back to me in 30 minutes.
Outcome: Authorization person could not authorize the replacement as it was over a thousand dollars. They told me to have the plumber that was sitting in our house for 1.5 hrs to shut off the hot water heater so the water damage would stop. She also stated that they do not have a 30 minute authorization call back and that their standard hot water replacement is $500. That surprised me as I told the Old Replublic person at 3 pm that the estimate was about $1500. At 3 pm, I asked the person if that number seemed reasonable as I did not want the out of network plumber to come and then they say he is over priced. So I am sitting here writing this review.
