    This people are good liars. Omg I had the worst experience with them. They came to my house after begging them for one month even if I have a newborn and my ac was not working. They don't care about my newborn. After all that struggle they came to my house and put the house on heat and the guy didn't tell us what is going on but he told us that he gonna take the thermostat with him because he can't fix it and told us that he gonna come in the morning. Later we realized that our house is giving us heat so we end up renting a hotel.

    Look, apparently all these people or most of them had a terrible experience... I do want to say that Old Republic by no means is a fraudulent company or anything like that. My experience had been great in exception of one thing. When the guy came out to look at stove he said I could write him a check for 100 bucks and date it for the next week because I was not sure if I was going to be able to pay it then. Anyways the check cleared and came out the next day so I was pissed about that. Other than that, they said they could not find parts for my stove cause it was so old so they sent me a check and a nice one at that. I think it depends on who they decide to send out maybe. My technician was a no ** kind of dude and told me exactly what I needed to do and was a huge help... really knew what he was talking about without a doubt. Hope this helps.

    I had a problem with water leaking from the master toilet base so I called Old Republic, because I was told by my realtor that everything was covered. The plumber showed up & said he couldn't fix it because of the 'tile height'. But he said he could fix the 'water damage' in the bathroom if I went through a third party & if I called my home insurance: I heard estimates of $2000. Obviously, I'm not gonna make a home insurance claim over water leaking from the base of my toilet because my home insurance premium will go up. So I just ended up doing the work myself.

    Yesterday I got a bill for $60 from Old Republic: just for having some guy come over & say he couldn't fix anything. I called their customer service to see if they could help me, and the rep said she couldn't do anything. I said "What if I cancel the policy?" She said "Go ahead & cancel it but there will be a cancel fee." Read the fine print before buying a policy with these people, and watch out for scam artists showing up as their contractors.

    On May 6, 2015 I closed on my house in Cedar Hill, Texas. The realtor contracted with Old Republic Home Protection to provide Warranty service. On June of 2015 we contacted the company because one of the two units begin to blow out hot air. The contractor that company sent out stated that the unit was out of freon. The unit was refilled. In August the unit began to blow hot air again, the company was contacted again and the contractor who was sent stated that unit needed to be replaced. Old Republic who authorized the replacement. During the winter months the unit wasn't run. In May of 2015 when trying to submit the payment renewal I was informed that Old Republic decided not to renew the contract. During the same time the unit begin to blow hot air again. I contacted Old Republic and told that I had to contacted the company that installed the units, since they were not providing coverage any longer (without providing a explanation).

    I contacted the company and was informed that unit that they installed carries a 5 year Warranty on parts but not the labor. So we had to pay a service fee of $60.00 in order for the representative to come out. He retest the system this time telling us there is a hole in the coil and we cost $375.00 to repair. I then contacted another company to get a second opinion and was told that the problem was in the connection adjacent to coil. The representative stated that the original Diagnosis was not correct. I had to paid $435.00 for the repair. In all we were out of Total $555.00 plus for the unit that was mis-diagnosis by a contractor that was sent out Old Republic. When I contacted the company about the issue and a refund I was told to write a letter to no avail.

    I negotiated to have a home warranty when I purchased my home and believe it or not, I regret it. Despite the fact that the previous homeowners paid for the warranty, it actually cost me money! Every time they send someone out, it costs you money whether they do work or not. The majority of the time, they will tell you the damage is not covered and when you try to get them to explain it to you, their reply always includes "Look in the fine print of the contract you signed." Also, the contractors are the bottom of the barrel and it takes them weeks to get back with you, even though in the end they are likely to deny the claim, anyway. In my opinion, I think they encourage contractors to deny claims even if they should be covered. The bottom line is that when a consumer purchases this type of product, they expect it to be a gap for expenses not covered in homeowners insurance, but the reality is that the warranties don't cover anything.

    I recently bought a home in Tucson, AZ. The seller purchased me a home warranty through Old Republic Home Protection. I would like to share my experience with Old Republic to warn others to simply bypass Old Republic when purchasing a home warranty. I contacted Old Republic to request that an electrician come to my home to assess 2 electrical problems in my home: 1) 220 outlet not functioning behind my house. 2) 3 outlets at one side of my living room not functioning.

    The electrician contracted with Old Republic was scheduled by Old Republic to call me to schedule an appointment to come to my home for an evaluation. He never called me when indicated. I called him which irritate him. He stated he would arrive at my home "in a little while." He never showed up that day or ever since. I called him 3 times that weekend and left voice messages. He never returned my calls. I then contacted Old Republic's claims representative here in Tucson and reported the electrician as never appearing at my home as scheduled or returning my calls. She attempted to contact the electrician as well as a claims rep for Old Republic in California. After a week, neither I or the Old Republic reps never did hear from the contracted electrician. He never returned any of our calls. The Old Republic reps submitted a complaint on the contracted electrician.

    A week of waiting for the electrician to make contact had passed when the Old Republic reps both in Tucson and California suggested that I utilize an electrician I knew but I knew of none since I just recently moved to Tucson. The Tucson rep for Old Republic suggested a local electrician she had worked with before. I made contact with that electrician and scheduled for him to arrive to my home to make an assessment of my 2 electrical problems and the estimate for repairing them. He arrived as scheduled and spent about 30 minutes inspecting and explaining the problems. He suggested one of the electrical problems was to be blamed on my contractor yet the other problem was possibly covered by my home warranty with Old Republic. He left stating that he would contact the Old Republic rep in Tucson and explain his assessment.

    Two weeks passed without hearing from either of the Old Republic reps or the electrician who came to my home. I called both Old Republic reps and received two totally different stories about what was occurring. The Tucson based rep stated that she "fighting for me" by requesting a better resolution of what the California based reps had come up with it based on my electrical repairs not qualifying under my Old Republic warranty from the electrician's assessment. The Tucson rep explained that I was only going to receive a $75 check from Old Republic for the inconvenience I experienced with the first electrician. I then contacted the California Old Republic rep and was told by her that the $75 check was actually for compensating me for the second electrician's "repair" invoice. I explained to her that the electrician never made any repairs but simply evaluated the electrical problems and provided a verbal estimate.

    She was surprised to hear this and stated that the second electrician was difficult to get a hold of to submit the proper claim forms and had instead submitted an invoice for repairs completed. I informed her that was far from the truth. She stated that her department had originally determined to mail me a $75 check for my inconvenience however she explained that she was going to further investigate the electrician's actions and contact me. It has now been 3 weeks yet I have not heard from her since nor have I received a $75 check.

    It has been a total of 7 weeks since this claim process with Old Republic has started and absolutely nothing has been done to resolve my electrical problems. I waited 3 weeks to hear back from Old Republic or receive a $75 check, which hasn't occurred. I therefore just called the Old Republic rep in Tucson to ask what has been determined by Old Republic. She stated that I would only be receiving a $75 check for my trouble. I told her what the California rep had explained to me and that she has not contacted me during the past 3 weeks. She kept repeating monotonous babble about why my electrical problems won't be repaired and that she would have the California rep finally call me to further explain the same monotonous babble. I stated to her that I would no longer communicate with them and would now post reviews of my experience with them on the internet to warn other customers and potential customers of Old Republic Home Protection.

    The end results have been that after 7 weeks of dealing with Old Republic's claims process, I still cannot use my brand new dryer because the 220 outlet hasn't been repaired as well as my 3 outlets in my living room. Old Republic still hasn't sent me the measly $75 inconvenience check and the second electrician has never returned any of my calls since his visit 6 weeks ago. Old Republic Home Protection is a waste of money and patience.

    I had a problem with my AC unit, O.R. sent someone out to fix it. The contractor said he needed a part and could get it himself and be back to fix it but O.R. wanted to order it themselves and send it over. It was more than 1 week later that the contractor received the part (the wrong part). The contractor called them to order the right part, 1 week later we had heard nothing. I called O.R. and they told me that it would be ordered that day, but nothing. I have been without A.C. for more than 1 month now. I called O.R. twice already and sat on hold for more than 15 minutes each time only to be hung up on. I am now on my 3rd call sitting on hold at the 10-minute mark.

    After a claim for my garage door motor and sending a company out, the garage door repair company did not return to complete the job. Old Republic stated that I would need to find my own garage door company and pay upfront costs, and then gain approval for repairs. I did and then had to battle for reimbursement. Now they have decided not to renew my contract. One claim and they are done. So disappointing and such a hassle.

    We called Old Republic due to a drip from our AC vent in the kitchen. They sent an AC company out and he said it was a plumbing issue. Old Republic then sent out a plumber (who was very thorough and nice) and said it was an AC issue. We then asked Old Republic to send out a different AC company. They did and the AC company said it was an improper installation. Old Republic will not cover the repair. How were we to know? Did I mention the first AC guy tried to sale us a new system? We purchased their more expensive plan that I thought covered such things, but they said no. We had a previous bad experience with home warranties years ago. I should have learned then that they are a waste of money.

The tech wants to be paid just for inconveniencing him for coming out, does not matter if the appliance does not work. Poorly educated technicians, poor customer service. It is all about the money.

    I called them in May or June 2014... it is now May 2015 and my A/C still isn't fixed. They sent a repair person out. They found what the issue was and sent in a request. Then I've called and called. Then I was told they had to wait until the weather to get to 60 degrees to repair it. Then they called me several times stating they were waiting on the repair company to get back to them. Why would I ever recommend this company? A freakin' year is unacceptable.

    I have had 3 major problems at my house and each time Old Republic has claimed the problem was not covered under their warranty. The last one was my air conditioning unit was beyond repair (technician verified) and needed to be replaced. They stated it was not covered over and over until I threatened to sue. Then they said they would pay for it, but now refuse to speak to me. Five times I have called, been put on hold for 5-10 minutes, and then told the person responsible was not available. And now the receptionist says it is showing up in the computer as denied. This warranty is a complete sham and you should run away from this company. Unethical, fraudulent, and irresponsible, and ripping off the consumer daily - they are an abomination.

    My ac unit goes out. I call Old Republic and I ask that they send a specific contractor in their plan. They said "they would try" but they got someone else. After I call this contractor they hired with no answer. I called Old Republic, they told me I can call and hire someone out of pocket and they will reimburse. Instead, I finally get in touch and the contractor comes to the house. About 20 minutes later he said, "your control wiring is a mess" (came with the house has been that way since the unit was put in). He told me he couldn't find the problem because the control wiring is a mess and Old Republic would not cover new wiring.

    I ask Old Republic for a second opinion and to get the contractor I wanted in the first place. I tell them this contractor came up with an excuse to not fix the problem when we all knew the control wiring wasn't the problem. Old Republic tells me I have to pay out of pocket for someone to tell me it's not the control wiring. And if it's not that, they will send someone to fix it.

    Already furious at this point I call the contractor I wanted in the first place (which I find out Old Republic never even tried to call to get), and he shows up. He finds the problem - a bad run capacitor, and he said "the control wiring was fine and the contractor should of found the problem out without having to rewire/ mess with the control wiring." This contractor left detailed paperwork when the other one didn't. And he said, "send this paperwork in to Old Republic and they will reimburse you for the majority."

    Called Old Republic the next day. And she proceeds to say, "we don't offer reimbursements. And you should of called the contractor just to investigate and not fix the problem. And then called Old Republic." I said, "Contractors don't just investigate. After all I've been without ac in the heat for nearly a week. I'm glad he fixed it." So with the paperwork proof, one of Old Republic's own contractors, and proof that control wiring was not involved in the fix, I come out paying full price with no reimbursement.

    I recently had a problem with my AC cooling properly so I contacted Old Republic Home to send out someone for service. The contractor came out and diagnosed the problem as a leaking coil in the air handler in the attic. Parts were ordered through OR and were actually delivered to my home a couple of days later. I contacted the contractor that the parts were in so I scheduled them to come out. They came out on May 7, 2015. After replacing the coil and a TXV (Thermal Expansion Valve), I was told the TXV was bad. (This is a new part mind you.)

    The owner of the AC contractor company the next day went to his warehouse where he gets parts and was going to get the replacement TXV himself and come and replace it. However, when he called OR asking them to authorize the purchase of the replacement TXV, they denied it, saying they could get the part cheaper through another distributor. (That is probably why the original part was bad right out of the box. They are getting cheap parts.) Now it is May 13 and I still have not had my AC repaired because the contractor is having trouble getting the repair done because we are having a lot of rain. I am totally DISGUSTED with Old Republic!!! On their website they talk about customer satisfaction. They don't know the meaning of Customer Satisfaction! I am cancelling my policy immediately!!!

    I have a Platinum policy with ORHP... and just need to share this just out of frustration. This is the 3rd time this has happened. The water heater went out on Sunday. ORHP sent out "stellar vetted" contractor ** (and I'd love to put their name here but I'll take care of that on their review page). ** who was unprofessional, appeared not knowledgeable and appeared to be padding the bill. ORHP indicated we have no choice in vendor that we must take the next contractor "in rotation." ** said the problem would be fixed on Monday. Tuesday evening ** finally calls me and is rude and said it's not their problem I have a minor child taking cold showers that it will be Thursday. I say, "enough is enough" and decide to research the company to find 9 recent complaints with the BBB, all surrounding customer service and work, and one note of them doing significant damage to a home where the homeowner had to sue.

    I call ORHP and inform them of the background of their "stellar" contractor. ORHP acknowledges the BBB report and says they have their own system of vetting. Okay apparently it's okay to have 9 complaints including property damage and be an ORHP contractor. The 2nd person they send out after I escalate is the kind of person you SHOULD get who listens to what happens and before I tell him already knew who the company was and was shocked that they were still on the contractor list for ORHP because this new company has done nothing but clean up their messes saying that ** has a reputation for padding bills, misdiagnosing issues and being rude. ORHP was well aware of issues with **, but sent them to my home anyway despite having a file full of reports.

    New plumbing company indeed finds that ** padded the invoice with things that didn't need to be done and restores hot water in 30 minutes. ORHP still doesn't get the fact that it is their system failing and failing to qualify contractors as they represent that they do. My daughter unnecessarily had to take cold baths/showers for 3 days when this could have been fixed in 30 minutes... "Oh we're sorry.. we know we're wrong." Still no excuse, no path to stop this from happening and it does continue to happen with the same promises of resolution.

    2 summers ago we went through a similar event where the "stellar" AC company did damage to our unit necessitating further costly repairs... again another horrific BBB report on that company ORHP sent out -- and we were in high summer by then without A/C and told that there was no escalation of the issue possible. What the heck is going on here where companies who obviously have issues in service and work are being sent out to homes -- where the homeowner has no choice by the way ORHP insists on picking the contractor -- and being represented as stellar vetted contractors. A Platinum policy with the add-ons ain't cheap as they say and I've paid on time for 4 years.. been nothing but a great customer to ORHP.

    We have been Old Republic customers for years, and have seldom used their coverage. When our AC failed about a month and a half ago, we called Old Republic, and they sent a contractor out. They replaced the coil in one of the units, and everything seemed to be working fine. I was out of the country when the work was done, but my wife was happy to have the AC functioning again. Earlier this week our HVAC company came out to perform our spring maintenance. I fully expected them to find everything in perfect working order, since the system had just been repaired. That was not the case. As the technician was coming out of the attic, I asked how everything looked. I was surprised when he said I needed to take a look at something.

    I went up to the attic, and he said to take a look at the main unit, the one that had just had a new coil installed. There on the floor sat the drip pan, unhooked from the drain pipes. The framework that had held it up under the AC unit had been pried loose, and was on the floor with the pan. Apparently the new coil was larger than the old one, and the pan wouldn't fit back up where it had previously been. I phoned Old Republic, expecting them to take care of completing the job... putting everything back in working order. The numbskull I got on the phone kept telling me that the pan was not covered. I tried to explain to her that I wasn't asking for a new pan... I simply wanted the one that was there to be returned to working order, like it was before the work was done. She just kept repeating her memorized lines. I told her what I thought of Old Republic, and hung up.

    I sent a scathing email to Old Republic, telling them that once our current contract expires they could take their so-called business and shove it. I also copied the letter to the contractor who had done the work. To the contractor's credit, they are sending someone out today to complete the job. I haven't heard a word from Old Republic, which is no surprise. After having Old Republic coverage since we purchased this house in 2008, we are definitely not renewing the policy. We've paid much more in premiums than we've received in service. I would not recommend Old Republic to anyone.

    I bought an ORHP plan with my house, which has had a lot of issues. I have had to call them for about 8 issues. I'm honestly not sure how this company is still in existence. They are horrendously bad at their job. The subs they use show up less than half the time, and when they do, they have only gotten the job done right one time. Otherwise, I have to keep calling ORHP until they can approve a sub who will actually show up and do the job. Also, their plans cover very little. It does not cover plumb line breakages or roofs (although I understand the latter is common).

    When our furnace went out this winter, my family and I were left without heat for several days in negative temperatures because of the incompetence of their staff and subs. They would not reimburse us for space heaters or a hotel room. And while I'm on my rant, you have to speak to a different person about every little thing, so your call will be transferred several times. Now, I will say that most of the CSRs have been kind, with only a few exceptions. In sum, this home warranty company is only for people who enjoy frustration and have lots of free time.

    Like many folks in this thread, I've used Old Republic for many years with few issues but over the past few years it seems they will find any excuse not to cover anything and also use sub-rate contractors. I bought the premium plan for my house and told them to cover everything, even the pool and spa. Well, when it came time for a pool repair, I found out that that they didn't include a small $25 addition in my plan to cover the salt water equipment in my pool so now I am going to be out $700 because they failed to inform me of this component. Obviously I would have paid the $25 for the salt water coverage since I thought my pool and spa coverage covered my "salt" water pool, heck, I am paying over $850/year to cover everything else. I just wonder now what else isn't covered! Very frustrated with this loophole plan! Will not use ORHP again.

    I have been a loyal ORHP customer for 11 years. They haven't always been the fastest but I will admit they typically got the job done. My plan expired today. I called to renew the plan and to place a simple service call on my electric thermostat. I can change it myself so I'll take care of it. That said, I am extremely disappointed that a reputable (supposedly) company would deny coverage and deny plan renewal without notice. I just wanted to warn the next person considering their company. The official reason for renewal denial- "we have been flagged as a financial loss account and they couldn't do business like that". This is likely because I use the service when items break. That's what it's for, right?

    I noticed a leak coming from under my water heater. I called ORHW and they sent a technician out from NICE Plumbing Services. Technician tells me my water heater is in fact leaking and is out of date. I need to replace it and bring it up to code which will require him to get a permit to do the work, etc, etc. I called ORHW back and they told me because it's a "pre-existing" condition they will not cover it. Really??? Well, come to find out, my water heater wasn't leaking at ALL!!!! It was a leak coming from my basement wall connected to my neighbor's house (which was eventually fixed). I'm scared to think how much money I would've spent had my father not check it out for me (he's a retired contractor).

    Now I'm in the process of selling my house (currently under contract). The home inspector for the buyer noticed the extension pipe was missing from the water heater as well as three screws on the unit collar. After doing research, I found out that NICE Plumbing Services did service my water heater last year and replaced the temperature and pressure gauge on my water heater, however, they failed to finish the job which were the two things listed by the home inspector.

    I called NICE Plumbing back and explained the situation and they refused to work on the water heater because of the code violations, etc. I asked them why did they work on my water heater last year; it had code violations then. And why didn't the home inspector tell me that I needed to replace the water heater instead? I had to fight with ORHW (2 hours on the phone) to get them to recall NICE Plumbing back to my house to finish the job (still waiting for them to come out). ORHW is a joke and the contractors they use are a bunch of "quacks"! I'm so glad to ditch ORHW and will never use them again!!!!

    Talked to Old Republic today to open a ticket to fix leaking shower faucet, was told my $550 policy does not cover faucets?!? Asked to speak to customer service manager - was told only 2 are on duty, and they're busy. They'll try to call me later... I told them to call me within 30 minutes or I'm going to cancel my policy and request my money back. They asked supervision, and they responded with 'tell them to go ahead with cancellation' - wow. Can't believe how crappy this company had become over last year! Wish I hadn't renewed my contract! DON'T WASTE YOUR TIME OR MONEY WITH OLD REPUBLIC!!!

    I've been a licensed Florida Realtor since 1994 and have been recommending ORHP for nearly 20 years. In fact, I’ve not just been placing their home warranty policies on my client’s homes, I've been using them myself on most of my properties as well. In March of 2014 I purchased a foreclosed property and bought an HP warranty even though a complete home inspection did not reveal any glaring problems. However, within 8 weeks the A/C failed and required new coils. It took their vendor FIVE TRIPS OVER THE COURSE OF THREE MONTHS TO REPAIR THE ISSUE - during which time the contractor kept saying the condensation dripping from the unit was “normal”. It turned out the vendor had cracked the drain pan when he installed the coil. TOTAL INEPTITUDE!!!

    Next, the dishwasher started leaking. It took three different vendors five trips over six weeks to finally identify and repair the issue. MORE INEPTITUDE! Finally, in December of 2014 the washer started leaking. Again, they had to send multiple contractors (four) on six different occasions to identify and correct the problem. ONLY, THE PROBLEM WAS NEVER PROPERLY ADDRESSED.

    The day after my policy expired, it started leaking again. I spent hours on the phone with “customer service” (a true oxymoron in their case). Spoke with their regional representative (who I'd known for years) pleading that since they never properly repaired the defect, that they should take responsibility for the issue - Not only because it was the ethical thing to do, but because I'd been so loyal to them for nearly two decades. NOT - THEY BASICALLY TOLD ME TO POUND SAND. It’s a shame to see a once reputable and stand up company devolve into a bunch of scheming con artists who seem to find the worst possible, most incapable and inept vendors and foist them on their policy holders. DO NOT WASTE YOUR MONEY ON A POLICY WITH THIS COMPANY!!!

    After waiting for service I called the co, women barely spoke English. When tech called, again, broken English, won't work on my 5 yr. old dryer. Old republic next company can't be here for 4-5 days! $650 and $75 service call, I expect better service!

    During winter, 4 months ago, we contacted ORHP because our heater was blowing out cold air. They sent a heating contractor out. That night, water was leaking from our pipes from where they were assessing the situation. Coincidence the leak happened after they left? They tell us we have a hydronic heating unit that has failed which requires a plumber to do the repairs. ORHP then calls for a plumbing contractor to come out. They come out and say they don't fix these units, but that a heating company has to do the repairs.

    For the next 4 months, this is all that would take place. 15-20 times would be the amount of times the heating and plumbing companies would come out and say that the other one would need to make the repairs. In the midst of all this nonsense, an extraordinary amount of time spent on phone calls with ORHP & contractors as well as time taken off work to be home for each of the many trips out was extremely upsetting & frustrating! The last time the plumber came out, he cut a 12"x12" square hole in our ceiling to get a better look at the situation, after ORHP insisted he actually do the work. After 45 minutes, he said he couldn't fix it and left.

    After this, we decided to "cash out" (take money from ORHP they would have paid the contractor for the repairs) & hire our own company. I found out later that the plumber billed ORHP $250 for cutting a hole in our ceiling. ORHP then deducted $250 from the money they gave us for the "cash out". I relentlessly attempted to have the $250 added to our cash out, but ORHP refused. We will certainly not be renewing our home warranty with Old Republic. The heating company was Marina Heating. The plumbing company was Royco Plumbing. Shame on them all for what they did and didn't do.

    I had Old Republic for two years while I owned my condo. During that time, my AC died. An electrician was sent out first to make sure the electrical was ok. This didn't make sense to me but I wasn't paying for it so I agreed. Not surprisingly, the electrician found nothing. Then they sent an HVAC person out, who decided that the air compressor was dead and the unit would need to be replaced. Old Republic ordered it and it arrived a week later and was installed by the HVAC company.

    Overall, it took three weeks from the first time we noticed it not working to the new unit being installed and functional. I thought this was pretty reasonable given the time to order the new unit and I generally expect slower service from repair companies when hiring them through an insurance claim. In general, they make more money and get paid quicker if they're hired directly so the insurance claims tend to take longer. So all and all, I was happy with this experience.

    About 18 months later, during a particularly cold January, my furnace stopped working. I called Old Republic at 3 in the afternoon, when the temperature outside was already only 3 degrees. I was told it would take several days for a technician to come out and look at my furnace. I was also told I could hire my own technician and would be reimbursed at some point if the claim turned out to be valid. Fortunately, I was able to get a hold a local company who managed to diagnose the problem over the phone and walk me through cleaning the temperature sensor in the furnace.

    That fixed the problem and I never needed to involve Old Republic, who never actually scheduled their technician and never checked back in with me. I was frustrated that they didn't have enough people in their network to be able to service a furnace on short notice. There were plenty of HVAC companies in the area who could come look at the furnace, none of them happened to be Old Republic's preferred vendors.

    The one really unforgivable issue was in April, 2014. Old Republic decided to stop covering Colorado. They didn't bother to tell me in any way. I never received a notice, email, phone call, etc. to let me know my policy was no longer active. A year later, I called to purchase a policy for a new home and only then found out my condo was not currently covered and my new home wasn't eligible for coverage. Even if I COULD go with Old Republic, I have no interest in working with a company who doesn't bother to inform its customers of policy changes and renewals. I'm switching to American Home Shield, who seems to have a much better track record.

    I had an Old Republic Home Warranty until last month when I elected not to renew it. I had had this warranty for three years and hadn't needed it until just before Thanksgiving 2014. Both of my heating units (heat pumps) went out just as the weather began to turn cold. Old Republic sent one of their repair guys out and, after some head scratching, he determined that he'd never seen a Trane dual-fuel Heat Pump before and would have to do some research. That was the lower unit diagnosis. The upper unit just kept popping the circuit breaker. That was simple for him - just up the amperage of the breaker until it didn't pop. (No analysis of wire size included in this decision). Off he went to do his study (and carrying my $75.00 service fee), never to be seen again.

    Two weeks later, with the downstairs unit still not working except in emergency and the upstairs unit still popping the new, over-amperaged breaker, I finally got Old Republic to send someone else. These guys had never seen a Trane Dual-fuel Heat Pump either and just started replacing parts on both units in hopes of getting them working. In the process, I wound up buying a control board for the lower unit ($475.00) that Old Republic called an add-on and refused to buy. When that didn't fix the problem, they replaced the whole thermostat and just bypassed the new control panel I had just bought, but also cut all the wires that operated the exterior temperature sensor for the dual-fuel operation. That eliminated the efficiency of the dual-fuel feature.

    My next electric bill was half again as high as any other bill I have ever gotten in 15 years, Summer or Winter. On top of that, when the weather warmed up and I switched to cool, the unit still called for heat and blew hot air. I hired my own repair guys after an Internet search and had that unit fixed perfectly after buying another new thermostat since the one Old Republic bought was not capable of controlling a dual-fuel unit. I could go on and on.

    The upper unit was another story. After two months of trying to stop the breaker from tripping, the Old Republic guys decided I needed a new unit. This they bought with Old Republic money. I was stuck with wiring, refrigerant recovery fees, refrigerant fees and several other "non-covered" items totally another $675.00 so they could swap out my Trane unit for a Goodman. This unit, too, failed to cool when it warmed up because the installer failed to properly set some valve. That, fortunately, was an easy fix for the qualified technician I hired to clean up this mess. Bottom line - and Old Republic is not alone in this- home warranty companies are going to send technicians who can't get work any other way and those technicians will probably cost you more than just skipping the warranty and hiring your own people. Here in Tennessee, I'll never use anyone but Hiller for my Heat and Air.

    Do not let a realtor make you think you are getting value added if you buy a house and it comes with a ORHP warranty. What a joke. We have been in our house for almost a year and have had plumbing, electrical, and HVAC Problems. This "warranty" has done nothing for us. The response time is terrible, it covers nothing, the "service provider" are one man shows who do as little as possible to get their 60.00 and get the heck out of your house. I could go on and on. Just don't fall for it!!!!!! Get that money at closing instead being suckered into this warranty mess.

    I filed a request to have the microwave fixed. After 2 weeks, a repairman came. He said the thermostat needed to be changed, it would take a few days to get the part. One month later, we had not heard from them and called. They said the part was back ordered. Two weeks later we called again, they said that their records showed that our microwave works fine and does not need any repair!!! Then they said they would investigate and call us back, but they never called back. This is basically a scam. They cash people's money and do not provide any warranty service. They get paid to do nothing.

    Old Republic sent an incompetent plumber out that could not find leak! He came back out rushing and looking, then pointed out shower drain! Didn't make sense to me cause it was clean water! Old Republic did not want to send someone out for second opinion, so I got one. Two week process and more damage because of Leak! Old Republic not responsible for secondary damages cause by this incompetent plumber! Now I had to file a damage claim with state farm insurance! NEVER AGAIN! Please trust me! OLD REPUBLIC SUCKS!

    I have been recommending Old Republic Home Warranties for the past 6 years as a Realtor. You used to be a super nice, easy to get along with company, but these days you refused to cover anything! I have buyers living without air conditioning in the southeast. All you do is incriminate the customers until you don't have to cover it. I refused to talk highly of your company. Especially when you won't cover any claims.

    This company is a scam. They denied my claim because according to them the problem was "pre-existing". Based on this broad definition, i.e. "pre-existing" they have literally found a way to deny people's legitimate claims. I also strongly believe they have it in with the contractors they send over to assess and call them to get work authorization. I was listening to the plumber they had send over for me and he was hyping up the issue I had with my water heater to get the claim purposefully denied. The woman he was talking to would ask him questions leading him to say things that would cause the claim to get rejected. The plumber then gave me the phone when I became agitated so I can speak with the representative. She told me my claim was rejected and the plumber had told her he could do the repairs for $1200.00 since he was already there! I was furious. Right then and there I cancelled with them. I will be taking my business elsewhere.

    Contacted Old Republic for issue I was having with my toilet stopping up when I first moved into my house. The first contractor they sent out was from some company I had never heard of, he unstopped the toilet but a few hours after he left it started making a noise. Contacted them again and they never showed back up. Contacted Old Republic again and they were gonna send a different contractor out. They said they would be out between 9-1 but never showed up. Old Republic uses 2nd rate contractors who are not very reputable. I will definitely not be renewing my warranty with them.

    I called old republic about replacing our toilet. The tank had a hairline crack and when it was sat on the tank burst. The service rep made sure he got his $60 service fee "in cash" before he would even look at the toilet. He spent most of his time here on the phone with his boss & with old republic. He said it was broken by something forceful and not from normal wear. The toilet is probably as old as the house, and it was built in the late 60's, early 70's. Somebody just sat on it one time too many. I won't be renewing my home warranty with old republic.

    Not even worth the one star. I really think they deserve a negative rating. The insurance was transferred to us during the sale of the home purchased. Needless to say, after paying a $60, they denied the work order to be done because of the liability involved. That's the most ridiculous I've ever heard of. How could an insurance policy paid for ultimate protection possibly have liabilities not covered?! I thought this was home owner's insurance. Shouldn't most all liability be covered?!

    I called Old Republic to inquire about why they denied the service and wanted to send out a different contractor which would be scheduled at a later time. The first phone call, they gave one excuse. Then, they told the plumbers a different excuse, which we could heard through their cell phones. After all their roundabout arguments, they settled on that due to the problem not being a "mechanical failure" they denied service to us. And, still required us to pay a trade-call fee when no work was done. As of this point I refuse to pay a fee when NO WORK was done. Talk about wasting everyone's time and money.

    The customer service representative ** was rude and ridiculous. She interrupted every single sentence of mine, and refused to put a supervisor or manager on the line. Even after all the issues were even explained to them on our end and from the plumbing contractor's end, Old Republic representative ** still refused to rectify the situation, and still is asking for us to pay a fee when like I said NO WORK was performed.

    Basically they give a runaround as to why they deny service to be performed and want to just collect fees and put off the work. They tried to fool us into waiting around for another contractor to come out at a separate time. Ludicrous really. We ended up refusing to pay for the trade call fee and contracted the plumbing independently. Everything is fixed and fine NO THANKS to Old Republic. And NO we are not paying a fee when no work has been done especially when OLD REPUBLIC DENIES the service.

    I am a long time customer of Old Republic. I have either purchased or referred over 100 plans to this company. Lately I have had several complains so we don't use them any more at our Real Estate Company, but let me tell you my personal story. In the middle of last year I called a work order in on a garbage disposal for a rental property we own. Old republic contacted the tenant and sent out a plumber to look at the disposal. Later that day I was contacted and informed that the disposal was abused and that the home warranty would not cover the abuse. This happens sometimes and I understand that they cannot cover everything.

    While still on the phone with customer service I asked to be put in contact with the plumber so I could pay him out of pocket for the disposal and it would be done. Unfortunately, the plumber was no longer at the property. So the next day I drove down and fixed it myself. Not a big deal. The issue with Old Republic is that they have not charged me $85 for the plumber to come out and say, "I’m not going to fix that". If I am going to pay for the service call I should get something out of the service call. I was not even given a chance to pay out of pocket to have the work done. Now my $85 is in collections. All for a service I did not receive.

    Our water heater blew up over night and took out the computer board on our furnace as well. The next day we had someone out by 10 am to replace the water heater. Customer service at Old Republic was made aware of the furnace and said they put the service order in their dispatch queue. They stated that if nobody had called us to confirm an appointment by 12:30 pm Pacific Time that we could call and find our own and reimburse us for the cost. They also stated they would call us and give us the go ahead to find our own repair company, which they never called us back until two days later....

    So we went ahead and found our own repair man for the furnace who came out later that day and made the repairs. I made several phone calls that day to Old Republic checking to see if they had found someone because it was around 40 degrees in our house and the sooner someone got out the better for my wife and kids. Each time I called I told them exactly what happened and that someone had already been out to replace the water heater.

    Two days later we send in the invoice and have the furnace repair man contact Old Republic as well. Keep in mind I have talked to several people at this point. My wife and I get a call back from them saying they will only cover $35.00 of the $480 furnace repair. Their reasoning for this is because it is considered a secondary repair. Since water from our water heater got on the furnace it is considered a secondary repair and is not covered. The issue I have is not a single person that I spoke with made us aware of this until it came to them having to foot the bill. Then they weaseled their way out of it. I believe this company has an obligation to educate their customers in how these things work. You are paying them for a service and they are obligated to know and make you aware of that service.

    I have nothing but problems using their services. Every time I have to use your services you send me to companies who are very hard to work with and schedule or have basically no clue what they are doing. The latest incident is my heat stopped working so they sent out a technician who finally called me that day and scheduled. He of course didn't show up when he had scheduled and didn't bother calling. Then he proceeds to "fix" the furnace well then he puts some part in it that isn't the same as the original and he hopes it'll work. It did for a week and now I'm without heat again for 3 days because they can't seem to find a company that knows how to fix a furnace and then the person on the phone from Old Republic basically: "I don't care if your house is freezing and it's 18 degrees outside, you still have to wait till tomorrow." I'm very disappointed at the service they provide.

    I am on my 4th claim! 1st one well they didn't cover the air unit. 2nd one they didn't cover the other air unit!! Thank goodness the man who put them in is honest and didn't charge us an arm and leg. 3rd claim was the toilet was clogged! They said I had to call my own technician after 4 days of the toilet being backed up. The guy came out and cleaned out all drains outside and inside and ended up on the roof with a snake and forces pressure! That's what fixed it! They were all good with paying (or they say) until he said he got it you stopped from the roof! That when they said they could not pay!! I was out of pocket about 300 bucks!! Now my dishwasher isn't working and after waiting 2 weeks for an appointment the guy is on his way! Guess we will see how this goes!

    These crooks honestly don't even deserve this one star I HAD to give! Not only are their prices through the roof, they have.. get this. A NO TERMINATION POLICY? I sold my home in OCTOBER of 2014 and these people are still debiting my account! I called as soon as I noticed to explain and was told to hold on, let me transfer you to someone that can help. I was transferred to a damn automated message telling me basically I had to give up my first unborn child for them to even consider termination / refund.

    Keep in mind that I never once asked for a refund because I felt partially to blame that it took me 4 months to notice they were still debiting my account. I hung up, called back and had the unfortunate luck to speak to a very rude lady who obviously hates her job. She told me there's basically nothing I can do In which I hung up and contacted my bank. I've filed complaints with the BBC and will continue to blast this all over social media. This is such a DISHONEST way of doing business it's criminal! I DO NOT own the home and have legal documents with effecting closing dates. UGH! I don't even know what else to say... People if you're even able to read this, STAY AWAY from this company!

    I was surprised to see all the bad reviews about Old Republic. We have had them since 2008 and every repair has been covered. This includes air conditioning, heating, and plumbing repairs. While they may not have a technician come right away (maybe you have to wait a few days), when we had a heat problem on a weekend and it was below 0 they authorized us to use any other carrier and they would pay for the repair.

    I called regarding a water leak at the main manifold box, they called me back and told me they don't have technician available and to go and get somebody to do it and send them quotation. I did and it was very bad leak. So could not wait to get approval and got it done, we end by replacing the whole box costing 500$. I emailed all invoice and pics before and after repair. 3 month later I called back as I did not get any answer. They gave me another Email to use. I did and i still did not receive an email answer. Few days later, I have a voice mail message that my policy does not cover leak from manifold. Water leak in the house is water leak regardless what is coming from. I did not even call back and I am terminating a useless policy. Stay away from this company.

    I placed a call for my heat/air unit. It was during the month of January. There was no heat and the technician confirmed there were two issues. One was 2 relays that were burned out and the second was a leaking evaporator coil. The technician was thorough and I was very pleased with his investigations and repair. I was called by ORHP that it would take a few days to get the part to the technician. This was a Friday and they stated it would probably be Tuesday or Wednesday of the following week. On Wednesday I received another call from ORHP who said it would now be two to three WEEKS until the technician received the part. We were experiencing extremely cold temps and I resorted to a large space heater which I dragged with me from downstairs to the upstairs every evening.

    I questioned the rep why it was taking such a long time to locate a part -- was it supply and demand; was this a failed part due to manufacturing; was it even manufactured any more. The rep said it was just too difficult to find. In the meantime I called the service technician and was told he was given the same story. However he was able to get the part immediately but ORHP did not want him to order it because they could get it cheaper. I called ORHP and said the technician could get the part. I was again told that there was nothing they could do. I told them I had been without heat for 2 weeks and that this was unacceptable. The rep stated again there was nothing they could do. I said well it was a good thing I lived in Florida because I would not have been so patient had I lived above the Mason-Dixon Line.

    Lo and behold the next day the technician called me to say that ORHP had authorized him to buy the part. The reason that they wanted to order it themselves was to save a wrap fee from the service company -- all at my expense. I have also found that ORHP hires innocuous local companies which may not necessarily be hired by me if I were without home warranty. I have researched other home warranty companies and will choose another for my renewals.

    When most companies know they upset their customers, they tend to go out of their way to fix the issue. (Or at least they should.) ORHP not only explained why they were NOT going to cover the 2 issues we needed them for, but explained why they were NOT going to give us a refund after only having them 45 days and wanting to cancel. They also explained why they were NOT going to honor what their representative said about me getting a refund. They also explained why they were NOT going to say anything to the contractor who was trying to gouge us. So at the end of the day, we know a lot about what ORHP is NOT going to do, and next to nothing about what they will.

    ORHP doesn't care about customers and to prove it, they contract with terrible service delivery organizations who (1) don't follow up for days or weeks; (2) send people out to your home unannounced; (3) and tell you there is nothing wrong with your fridge -- which is sitting there at 64 degrees and full of spoiled food. I have thrown away 4 refrigerators full of food so far -- totaling about $350. Still, non functioning fridge. Thanks, Old Republic. For nothing.

    Contacted OR (Old Republic) 12/23/14 regarding central heat/ac issue. Without an appointment, a technician showed up by the next day (Christmas Eve!!). My home is situated in a "compound" environment, so it's not like you can just walk up to the front door and ring the doorbell. The property is surrounded by 6' block wall and guarded by 2 big rowdy pups: 111 Rottweiler and 72 lb Black Shepherd. I have a sign out front: Ring Bell or Honk. The technician did not do either... He just stood next to my foot traffic gate by the mailboxes, agitating my pups until I went outside. He explained that he had an appointment to check on my heater. My Christmas pajamas were covered with powdered sugar, melted chocolate and other things because I was making Christmas candies, to be delivered the next day. He did NOT have an appointment. I told him so and said I would schedule an appointment 'next year'.

    He showed up again, 4 days later (12/29) and I wasn't home so he called my cell (I could hear my dogs going nuts in the background, so I knew he was at my house... AGAIN, WITHOUT AN APPOINTMENT!!). I told him I was minutes away (I lied, I was 2 towns over in Casa Grande) and told him he needed to leave because we didn't have an appointment and he should wait until we have an actual appointment before he comes back. I called OR as soon as I got home and told them I needed them to assign me another company, because "Gecko" couldn't manage basic protocol of setting an appointment. OR assigned a new company and said they would be in touch to schedule... blah, blah.

    After 10 days, nobody contacted me so I called OR again and was told "Air Masters" is the new company. Gave me their phone number, yada yada. After a couple of calls and emails to Air Masters, I checked the BBB and it turns out Air Masters filed bankruptcy months earlier. Called OR again, w/ the bankruptcy update and they said Gecko was my only other option. So I called G 1/25/15 and after 8 or 9 rings, a guy picked up and sounded drunk or maybe I woke him up, (iPhone shows it was after 2PM). He tried to schedule appointment for same day, I said no and gave him a time and date. Just called and cancelled. After reading everything here, I don't need the drama. Live and Learn, right? I'm out $425 for a useless home warranty.

    Rep from ACE Appliance came out to inspect very noisy dishwasher. Says motor needs to be replaced but it's still runs and to continue using! Really? You're telling me to run it until it totally fails? He states that I should get a call from Old Republic within 24 hrs. Yeah right! I don't hear anything so I make the call 4 days later, and was told that because it really isn't "broken", they won't repair it. Why the hell did I pay $500 for? Renewal is due in March... I don't think so!! I'll take my chances. After 5 yrs and over $2,000 later of renewing with one (1) claim (Water heater) it isn't worth it. Am I going to refer? Hell no! Don't do it!!

    Between the date I closed on my house, and the date I actually moved in, a week later, my controller board for the touch screen on my range top failed. I filed a claim with Old Republic. After the technician came out, they denied my claim, telling me that the technician filed a report saying this could not have failed during the time I had the warranty, it had to have been pre-existing. I spoke to the technician. He told me he absolutely did not tell them that, not to mention the fact that it would be impossible for him to be able to tell exactly when a computer board failed.

    So Old Republic FLAT OUT LIED TO ME in order to get out of paying on a claim. I'm sure the reason my claim was denied was that a new controller board will cost about $750 and they don't want to pay it. What a waste of time and money this home warranty company is. There are many other home warranty companies out there. Do NOT give these liars your hard earned money or think that they are going to protect you in any way!!! SCAM ARTISTS AND LIARS!!!

    We have used this company for the last three years. Why? well, the first year came with the purchase of the house. The other two years I did not know that I could change companies. I will use today's experience for this review:

    I came home today to a house full of smoke. My husband had just been awoken to burning eyes and nose. We called fire department. They concluded that it was our HVAC unit. They cut the power off to the unit and advised that we have someone come look at it ASAP. I called ORHP and told them our situation. They said that the contractors they use have 24-48 hours to contact us to set up an appointment. I told the customer service rep that I have 4 small children and that the temperatures are going to be BELOW FREEZING tonight, and now we have no heat. Still the same story.

    I call back an hour later, talk to another lady and she says same thing! I asked if there was emergency service providers, and was told NO. My husband called, talked to yet another lady, she changed our service request to "priority" and said someone SHOULD call us within 4 hours. That was 2 hours ago. I'm not holding my breath waiting for someone to come.

    This is not the first time this has happened. Last time I had a newborn in 100 degree weather and our AC went out. It took them TWO DAYS to get here. We are most definitely changing providers next month.

    This company does not care about customer service. I bought a brand new house in January 2014. Ever since the first day I have been experiencing electrical problems. I don't see why as the home is brand new and construction finished in November of 2013. I called and made a claim and they sent me J. Yelen Enterprises of Duarte, California. The name of the technician was named Peter. Peter seemed to be a nice guy but also very lazy to his work approach. Seemed like he did not want to do anything and only walked around the house. He actually open the sub panel and said he found nothing wrong. He tried opening the outside panel and he said he couldn't get in. He then said he could not find anything wrong and left.

    I called the utility company and Southern California Edison sent four different technicians on three different occasions. They all agreed that the lights in my kitchen and living room were going out because there was an overload of one of the legs that supplied electricity to those areas. They all said that the electrical amps were not distributed evenly and that was causing the problems. I then proceeded to call Old Republic again and they sent me the same technician. Well guess what? Old Peter said that was not the case. He went on and started arguing with me and at one point even called me a liar. He said there was no way my lights were going off. Now, wait a minute why would I make this up?

    Safe to say Peter left. I then called Old republic again and they would not help me because they said they have a protocol and I would have to get a second opinion, pay for it myself and then forward it to them and maybe they could get me a second opinion. No wonder their star rating is 1 out of 5. Horrible service. I guess the written paper the utility company left for them was not enough.

    Put in service order for a malfunctioning built in microwave. Service rep came out and said that the microwave would need to be replaced and that ORHP would call us regarding specs of replacement. After several days with no call from ORHP we contacted them and were told that they would replace the microwave, however, they only offer white, beige or black (my appliances are stainless steel) and that they will not guarantee fit in the existing space.

    I called and attempted to file a complaint and was informed that it is not possible to speak with a supervisor and the call center rep can take my complaint, but there will be no follow-up and I will not receive anything even stating a complaint had been filed... so basically, they have no mechanism for complaints and don't care.

    The rep reiterated to me that the replacement microwave would not match my existing and also there was no guarantee it would fit in the existing space. I asked to pay the additional $50 charge to get an applicable replacement, but was told they don't allow that either. My only other option is to take the measly amount they offer in cash to replace and have it replaced and pay to have it installed myself. I have bought and sold several homes and this is my first time using ORHP and will most definitely be my last!

    I purchase a standard coverage policy for a duplex I bought in Austin Texas. Three months after purchase, I had a heating system problem. I called ORHW and they sent a vendor out. They stated that the furnace needed a complete replacement. They stated they would pay for the furnace and labor but I had to pay an additional $950 for "code upgrades and disposal fees of the furnace." I received another quote from another company and they said the same $950 worth of repairs would only cost $400. I asked ORHW if I could choose the vendor since theirs was ripping me off, They said "NO!"

    The only other option would be to get paid the cash amount for the repair. They said this amount would be $619. This amount is a fourth of what the parts and labor costs for the furnace. They cited they receive "commercial wholesale rates" which is complete BS. They don't pay 25% of actual costs. So, my options were to be extorted to go with their vendor and pay $950 (for a $400 repair) or get paid $619 (a quarter of the actual costs to repair). WOW - what a scam they are. Buyer beware - do not choose ORHW for a home warranty plan. They will rip you off.

    I am not one to complain online or in person. My gripe with this company is the fact that we have to pay $65 each time their repairman comes out to look at the problem, only to be told from the repairman that the warranty doesn't cover the issue & he can't fix it. Apparently our warranty doesn't cover anything. And it's not the cheapest option plan. We've had quite a few things go wrong w/ our new house & we've had to fight w/ Old Republic about every issue. It's nearly impossible to get through to a supervisor and when you do get through, they have such a lack of concern/care in their voice - they sounded more annoyed & angry on the phone than I did. Working in customer service I give the best service I can to each person. Even if their requests seem unfair or ridiculous I at least have a concern in my voice (empathy) & listen to the customer's issue & try to redirect them. Not the case with this 'warranty' company. If anything I'd say they are a scam - out to collect money from house sellers only to turn around & not help the buyer out. What a shame.

    I recently purchased their full protection program and Old Republic Home Warranty has continued to find misleading avenues to deny claims that should be covered. To begin with, a contractor came and made an assessment of my pool system requiring a part replacement, then an agent from ORHP called me to issue an approval, but then the following day, an agent from their customer service agent called me to promptly deny my work order. This was the most incredibly frustrating conversation and experience to date. The customer service agent consistently spoke over me, continued to recite the same non-applicable subparagraphs from their terms and conditions, and was dismissive of my attempts to educate her on the scenario.

    Then, the case was escalated to a manager who immediately picked up where the previous associate left off. After a few hours, I filed a complaint with the BBB and at that junction she then reopened my claim to send another technician to review the situation again. The customer service manager specifically stated that if the new subcontractor was unable to determine the date of failure, then ORHP would honor the replacement claim. Again, I shuffled my work life around to meet with the second subcontractor. The second subcontractor was unable to identify if this was a pre-existing condition. He then confirmed notifying ORHP of this fact. Again, I received a call from ORHP's Customer Service Manager denying my claim due to some other term/condition.

    ORHP has consistently misrepresented their internal processes for filing and processing claims. There is nowhere you can turn within their organization to receive help from a scrupulous professional. I had many options to choose from when selecting a home warranty, but I chose ORHP based on their reputation in ancillary real estate fields. Do NOT be fooled. This entity does not deserve to share the name.

    My wife and I purchased our home in May 2014. During the hot summer days in CA, our brand new AC unit kept shutting on and off. Called Old Republic in May for AC service repair. AC technician came out, worked on fixing the issue, sent his expert analysis and Old Republic the service request order due to "A malfunction due to a system or appliance with mismatched components in terms of capacity or efficiency." I was not aware of the mismatched components. Second call was for drain stoppage in the bathtubs of my two restrooms. Old Republic sent a plumber, he tried to fix the stoppage by "snaking" it through the overflow in the bathtub, he was unsuccessful. I called for another plumber, he was also unsuccessful, suggested cutting and replacing the pipe system. Home republic denied both service requests.

    I called my own plumber and he repaired both bathtubs with no issues. He did the same thing the other two did. The third call was for another drainage stoppage in the sinks of my second restroom. Plumber came, checked out the problem just by looking at it, told me he couldn't do it because there was no clean out section. Then he left. I receive a Trade Call Fee Invoice for $60.00 just because someone came out and LOOKED at my sinks. I don't understand... If you are looking into getting Old Republic Home Protection for your home... think twice. I do NOT recommend it. Like a previous person commented, Read the Fine Print. They do not cover a lot of issues concerning service requests.

Read the Full Contract", For example... spa coverage means no coverage for anything under water or under ground??!!! Does not cover pump for water fall and such. Their usual answer is....     Buyer, be aware... the coverage can be deceptive and hidden at best, rendering it almost useless......

    We had two problems when we first moved into our home. The A/C unit stopped cooling the house and our garage door stopped working. They sent someone from some unknown a/c company to look at the a/c. The guy from the a/c company stated that the a/c just needed to be charged and that the unit was too small for our house. He supposedly recharged the a/c which to me didn't do anything. The house was still not getting cool and the unit sounds like the gears are going to fall apart. The guy didn't check for leaks under the house, but my husband and I did and found several leaks that we had to repair ourselves! The unit is still not working properly and now it is winter and we are freezing in our lovely new home.

    The guy that they sent out to look at the garage door didn't even bother to get off the phone, but stood outside the garage and said, "Yeah we don't service those motors anymore" and left. Somehow he managed to write a report saying that there was dust buildup the unit and that there was no way that the unit had been used in several years, which is amazing to me because we used it to get a car in it and the previous owner used it to get a car out. Plus said that the unit was improperly installed and that it had to be over 20 years old. Again amazing to me considering that the garage was an addition and isn't even 10 years old.

    When my husband and I called to complain we were told that they were taking the expert's word for and they weren't fixing the garage door motor because it is pre-existing! Now we are out two $60 trade call fees and still nothing is repaired. Their customer service skills are horrendous and I would not recommend that anyone ever get this company as a home warranty company. We now have a complaint with the BBB and we will see what happens there. I can't believe that a company that sends low par techs out to people's homes and does no repairs has an A+ rating with the BBB.

    Since moving into our home 4 months ago, we have twice used our warranty purchased at closing. The first time was for a bath/exhaust fan where the light stopped working. I tried replacing the bulb twice. I had to call the electrician myself the next day after placing the service request and receiving no call. When he came out he told me that the light bulb had been cross threaded and he suspected that was the problem when he spoke with me on the phone because it is pretty common on the older units and the obstructions in the way of the bulb. He didn't bother to suggest that when I scheduled the appointment but was happy to take the $60 fee to screw the bulb in correctly. I chalked it up to my ignorance and asked for a separate quote from him for some additional electrical work that was not warranty related. When I told him we would like for him to do the work, we never heard back from him. Weeks later, I have given up and assume he would rather take $60 to screw in light bulbs for Old Republic than to do actual electrical work.

    Now I have placed another call for our garage door opener. Called before 8 am yesterday morning. Still had not heard from the company by the next morning so I called them. They said they will have someone look at the schedule and call me back. Still no word. Response time and customer service from the contractors they use are terrible. I would not recommend them at all.

    I had the worst service with your company. Every Time I call, I now expect problems. I called about my garage door and it took 3 contractors before the issue was resolved, the 1st contractor never called me, the 2nd contractor called me set a time and never showed up, the 3rd contractor finally resolved my issue then charged me on the side to fix another issue, I called to get my ice maker fixed, the incompetent contractor you sent me accused me of pulling a scam.

    In a nutshell he stated that there were missing parts or connectors. Prior to the contractor getting here I had pulled the refrigerator out so he had room to work since the fridge is wedged in a tight corner. I disconnected the main water line. He tested the icemaker and then called his boss and said, "yes it's the icemaker." I heard him say, "SHOULD I GO AHEAD AND FIX IT?" he then stated he needed to go get an ice maker and he asked if I was going to be home most of the day, I stated yes, he stated that he was not allowed to connect water for Liability issues, I said, "no, problem I would plug it back in." I plugged everything back in and put the fridge back in place.

    He returned in 2 hours. He then pulled the fridge back out. He stated there were missing valves and he needed to make a phone call for approval. He said he was going outside and would be right back. He drove off, then 20 mins later called back stating there were too many issues going on, he needed approval to move forward. I asked him what more of an approval did he need to fix an ice maker, he had already been told by his boss to fix it, he then stated that, "I was scamming the system, there were connections for a line missing," and he needed approval. The line he was talking about is a water filter line. We do not have filtered water that line has never been in use, it was mounted or coiled neatly on the back of the refrigerator.

    I have attached pictures for your reference. I told this contractor I was done with him and I would call back and ask for another company. Now you all would rather pay to cash me out than send a reputable contractor to replace my ice maker. The person I spoke to on the phone stated that I would need to disprove this company by hiring another technician to come out and state the 1st technician was wrong. I find that to be ridiculous and a waste of everyone's time. I feel Old Republic is operating unethically.

    This company is horrible and crooked!!!! I started having issues with them since day 1. After closing my had to return to work. My parents went by to check out the property without me. They turned on the AC, heating, ran the water, etc. A few weeks went by and the heater broke. When I called in the repair they asked if I had used the heater yet. I replied no, because it had not been cold enough. They denied the claim stating that it was a pre-existing issue. Even though the house had been empty since the inspection. I could not believe how rude and snarky the customer rep was to me. I paid $900.00 to have the motor replaced. When my AC went out it took 2 months to have it repaired, and it live in a Texas.     I called on a Saturday morning to report water leak. Front yard saturated with water. Could hear water running in the pipes inside the house. Old Republic rep told me that they didn't have a technician available in my area, and I could call someone if I knew a repair company. They entered my request anyway. DID NOT TELL ME that if the leak was outside my home foundation, that repair would not be covered. Technicians were late arriving on Monday. Said costs would not be covered. Would be $400. I know this repair should not have been more than $225. Had me over a barrel. I paid. Plus, Old Republic will not compensate me for water heater repair costs (a month before) because I called my repairman (at night!) and had him perform the repair, quite cheaply too. I asked for compensation of the parts costs. Old Republic would not. I am extremely disappointed with Old Republic and would NOT recommend them to anyone!

    I have had them on 2 different properties I have bought. Seller paid for it each time through realty company. First property, the oven panel went out. They did not want to repair or replace it. They offered me a few hundred toward replacing it. Said it was old and they would give prorated replacement value. Had to argue repeatedly before they finally agreed to replace the broken panel. Next home I had a microwave go out. They refused to repair it, had a choice of anther microwave in black or white. They would not do stainless. They would give me a prorated amount again toward a new one though. I argued and did not give in and they did finally just repair it. Had another event where air conditioner condenser and blower went out. At that time I did not know I had a warranty. I had my own person come fix it. They were nice enough to pay half of that bill which came to $1000. So I guess I am somewhat satisfied but had to argue and was a bit stressed out while getting them to take care of things.

    Moved into our house in June and have had to call them 3 times and none of the times have they been any help and each time I've had to pay $60! The last time was a plumbing issue and they wouldn't cover a collapse pipe underneath the house because the house settled and it's considered a natural event and they don't cover natural events. The contractor says the foundation is settling on a pipe underneath the house to them but never said that to my husband and I, but it's his story to them and because it has to do with the soil they can't cover it. They have to be kidding me right? Because to my way of thinking anything that happens underneath a house is a natural event! The customer service was horrible, the contractors were disrespectful and the overall experience is something I wish I could wash from my brain.     My first experience with this company was when they came out to inspect a/c unit which was leaking coolant. There was no coolant in it because it all leaked out. They replaced the unit but wanted a $500 coolant disposal fee and to dispose of the unit... Ummm. There was no coolant in it because it leaked out. Ignorant human beings. We disposed of the unit ourselves and told them to suck it. Second experience - a different local bottom of the barrel contractor reeking of alcohol came out to inspect dishwasher. Ordered the parts, never called us back for 3 or 4 weeks & when we called her, she claimed she had called us and in the weeks we didn't hear from her someone else used the part for another job... Right...

    She told my husband a different story saying it was sent back to the manufacturer. We figured out she was ordering parts from the company & most likely selling them. Then trying to come out more than once to pocket service call fees. She also told my husband she doesn't like men. And told the company we were missing a part in our refrigerator, making it not coverable, which was a complete lie & we think she stole a part, specifically the plastic bottom part under the fridge that helps air circulate. This company is a scam. Stay far away!

    I purchased a home warranty with Old Republic when I purchased my house 11 months ago. I needed to use the plan to repair both of my AC units and my washing machine. I received a letter today that said that my plan was not eligible for renewal. I called to try and find out why not and they basically said it was because I used it.     We bought our home in 2013 and the seller had an Old Republic Warranty on it. We had several appliances that needed repair. Old Republic never got anything (except the dishwasher) fixed. Multiple phone calls and visits over a 7-month period couldn't fix THE TEMPERATURE on our expensive Maytag gas range. It was off by 60 to 125 degrees! They only use refurbished parts. They said they can't get new parts from Maytag. I called Maytag and they said new parts ARE AVAILABLE.

    We got so many different excuses. My father was a Sears repairman and I knew Old Republic wasn't telling the truth. For 7 months, I had to sit in front of the oven and constantly adjust the temp so I could cook a meal. I finally insisted that they either fix it or give me a new stove. They sent me a check for less than half of what it would cost to replace the Maytag (which now costs $ 1,800). The check had to cover purchase, installation, shipping, tax etc. Guess it was better than nothing, but no customer should have to go through this. I don't think their warranty is worth the money. I am retired, and so was able to be home on the many, many days they had to come and try to fix the stove (again, and again). Had I been working, this would have been impossible.

    I contacted Old Republic's 24 hour service line last night 9-2-14 at around 8:00 pm. The service person said he could not place a service call since we still had one working AC unit... he did not seemed concerned that we had no sleeping area in the air conditioned part of our home. Called this morning at 7:00 am got a service call set up. Technician came to my home at 9:30 am, did diagnostics, said he could not fix my ac unit and to contact Old Republic. It is now 3:00 pm 10 phone calls later to Old Republic with 3 different service people who still can't come out to my home.

    The house continues to warm up. It is 106 outside, and I have no resolution other to wait and see if Old Republic can come up with a service option sometime this week. I guarantee that I will have a new AC unit installed with a contractor of my choice, at my expense long before Old Republic will even get another technician out here for a service call. I WILL NEVER use this company again. In my opinion they are frauds and have no concern about their client's needs. They string you along with substandard contractors who really aren't equipped to take care of your home needs.

    Paid to have my pool serviced. A pool service contractor came by while I was at work and told me my filter needed to be replaced, which was covered and I could expect it by mid-next week. I came home that evening to find my pump leaking, which was not the state that it was in prior to the pool contractor coming to inspect the pool. Received a call from Old Republic stating that the request for my filter to be replaced was denied and upon mentioning the issue with my pump, they told me I would need to again pay the service fee to have the same contractor come out and inspect it again (I guess so that they can have him break more stuff and tell me that it is fine).

    They provided no service and I am under the suspicion that they use contractors who deliberately break/misuse parts just so they can make more money off the service fee. I was lied to and then treated very poorly over the phone and am not entirely certain that they are ethical in their practices. DO NOT USE THIS COMPANY!!!!!!!!!!!

Imagine living in a hot summer without your AC unit. Finally I had to pay emergency local contractor. Paid $500 and got the AC fixed.

    Second event. I had a problem with the damper in my refrigerator. The Company took 4 months to fix it. I lost $300 worth of grocery. Had to keep bare minimum in a plastic cooler. I had a 2 year old son that needed milk and other kids essential foods. This event was a nightmare for us for 4 months. There were 4 contractor that attended and none could fix it. Old Republic uses the worst contractor.

    Third event: I sold the house during which the policy was transferred to the new buyer. There was an outstanding work order to fix the stove and oven. The new owner was not able to cook food for several months.

    Worst company in USA! I will never recommend this company to anyone.

    I felt like I made a big mistake after I purchased premium home warranty from Old Republic. I have placed many services call after call because my AC not working. The best room temperature is 82-90. Every time I got different tech, so far I had 8 techs, every one replaced different parts... Today I got supervisor here name Mrs ** from authorization dept. She have checked 8 tech's notes and requested dispatch another repair tech... :(

    We bought our house in June of 2013 and bought a plan with OR. Since that time we have filed claims on a new A/C blower and a new water heater. Both claims were taken care of and we were extremely happy with the work and service we received. Our plan expired in June of 2014 and we talked about renewing our plan for another year. We did not get the chance to renew until July. When we did renew, we chose to pay monthly and they told us they would need the first 2 months up front. We confirmed that they would charge us for July and August and the next payment would be in September and thanked them.

    When August rolled around, a withdrawal was taken from our account. We called to inquire why this happened. We were told that since our policy was less than 45 days we could receive continued coverage back to June. My wife told them that in June we had to pay $200 to have our garage door fixed and they said submit a claim and they would take care of it. About a week later, we were contacted and told that coverage was denied since we did not receive preauthorization to process the claim. Ok, not a problem we told them. Then we said since we did not preauthorize your company to withdraw money from our account for June, then they could readjust our payment. At first they would not do it but after being transferred a few times and finally getting to talk to Gary **, the claims manager, we were told we would be getting a reimbursement check for our Garage door and that he was very sorry for the runaround. I'm sorry to hear about the issues of the people on this website but I just wanted people to know that not every situation is ignored and there are some people in the company that understand how customer service should be run.

    Called for the repair of my Air Conditioning on 3rd floor of my house that quit working. The house was built in 2010 and was equipped with top of the line equipment throughout the home. After the service people came out, they reported that the evaporator coil had failed and would need replacement. I received a call from Old Republic stating that my part of the cost for the repair would be $643 because of the modifications the service provider had to make to install the new evaporator coil.

    I obviously questioned this and contacted the provider who stated Old Republic would not let them replace the coil with the brand I had originally but would only allow a certain brand that would require significant modification to the current air handling equipment already in my attic. Otherwise, they could just replace with the same equipment and recharge the system in no time! The difference in cost between the evaporator coils could be as much as a couple hundred dollars which I told Old Republic I was more than willing to pay but they refused and said they don't do business that way.

    So now I will have a very expensive and nice house with all Trane equipment everywhere except for one evaporator coil. I then asked for the cash out option and they offered me less than what I was having to pay for my portion of the repair even though I would be assuming the responsibility for the complete repair. That just blew my mind! This company, Old Republic Home Protection, is a joke! All who read this, beware of the small print because this company thrives on it!!

    We purchased our home last year and asked for a home warranty which we got from ORHP. Approximately two months after the purchase and into the summer, here in Florida, both our refrigerator and air conditioner went out. I called ORHP but was put on hold by a computer and hung up on several times. I contacted a local repair company since we did not want our food to spoil nor suffer through the heat. The bill to repair both units was surprisingly reasonable, less than $700, so we paid the bill and thus avoided problems...so we thought.

    I called OHRP that subsequent Monday for bill reimbursement and after a substantial number of department transfers and disconnects, I was told there would be no reimbursement due to the fact we did not obtain service through them. After I informed them about the after-hours answering service hanging up on me and not wanting to have food spoil etc., they insisted there was nothing they could do. Instead of giving up, I wrote the Better Business Bureau concerning the above. Immediately after my BBB e-mail, ORHP contacted me stating in the spirit of goodwill they would take care of our request. However, they wanted the bills related to the reimbursement.

    I submitted the invoices but each time I did, OHRP would ask for more information. I ended up submitting bank account information and service agreements. I even submitted the phone number of the repair technician. Four months later, nothing has happened. Settling our request in the spirit of goodwill was forgotten and is telling about this company. Curiously, I was called by ORHP to renew our home policy... we did not.

    Also, I've looked at some of the many complaints about this company. The responses from ORHP amount to "lawyer terminology" and essentially state some units were not maintained or serviced properly so a repair from them was denied. Folks like myself seldom if ever, look into the inner workings of household items before purchase. If this was so important, ORHP should send out an inspector prior to granting a warranty but they do not. Instead they take the money from a new home owner who believes their costly home appliances and units are protected.

    In my several e-mails submitted to the Better Business Bureau concerning ORHP, the company replied that the over 800 complaints which I made reference too is a non issue due to their conducting over 2 million non-complaint transactions. In my view this makes ORHP big business and if true they, like Walmart, could affordably satisfy all requests in the customer's favor. Sure, some customers would take advantage but that would be a small number, relatively. Additionally, the positive feedback which would surely follow, would be in ORHP's best interest. My request for reimbursement was justified since their after hours service was inoperative. Additionally, my request was courteous, legitimate and reasonable which all went unrecognized by ORHP.

    My A/C failed and after waiting from Thursday to Monday for the repair company to come and check the equipment the diagnostic they need to replace the compressor. Old Republic ordered the compressor and it may arrive next Monday and then wait for the repair company to get it home and replace it. Some repairs are emergencies, living in Texas without A/C in the bedrooms does not improve my mood. Old Republic never took this situation into consideration in order to expedite the delivery of the replacement part. I am seriously thinking to change home warranty provider.

    I bought my house in April of 2013, at the recommendation of my agent. The first term went by with relatively no issues, only 2 minor claims. They raised my rate and my service call fee, but this was expected. I renewed in April of 2014, and a month later is when my nightmare began. I filed a claim with them for my AC not blowing cold air. I'm in Texas, so having AC is absolutely crucial. A tech from a company (America's 1st Choice) came out to assess. They told me there was a leak, and that the ductwork in my attic was collapsed.

    To sum it up, over the course of the next few months (as of today - July 30 - it is still not resolved), I have placed call after call. Every time I call, I am told a slight variation on the situation. I was informed that the coil needed to be replaced, but due to "electrical modifications" required, I had to pay over $300 out of pocket. This is in their documentation, and it was my mistake that I didn't read it.

    Then, I was informed that the coil was no longer available, and they would have to replace my entire upstairs unit, and charge me $680. When I questioned about the ductwork, I was told that the tech from the AC company didn't mention anything about it. I talked to their rep several times, imploring them to see what was going on. I had another company come out, and paid their service call out of pocket. They confirmed what I was previously told about the ductwork.

    I emailed the document left by America's 1st choice (which indicated the ductwork needed replacement) and the paperwork from the other company to my contact at ORHW. I was told, once again, that they could not confirm damage. Finally, I was exhausted from months of dealing with this, and decided to authorize them to do whatever service they were willing to do. Techs came out to my house today to do the repairs. But the nightmare wasn't over.

    The techs (from America's 1st) informed me that they were not replacing the whole unit, just the coil. I called OR, and was informed by the (very rude) service person that "it wasn't in the notes" that I was told this. She informed me that the $680 was for the coil and ductwork. When I asked her why several people before her had given me a different story, she said "it's not in the notes", and then proceeded to read the notes to me for several minutes while I tried to confirm with the techs. The techs found out that the part they had would not fit in my unit. They left my house without doing any repairs, and said that they would have to get a different part, as the part we need is discontinued (as I was told previously), and they would have to modify the unit to get the new part to work.

    At this time, I am still dealing with this. Every time I call OR, I am greeted by a rude representative who is more interested in telling me that I'm wrong than seeing I need help, and am a PAYING customer. I have no recourse but to wait for this fiasco to finish, and am confident that once I am called about this new part, it will require more money out of my pocket, which I may not be able to afford.

    In short, PLEASE do not buy this program. There are many more warranties out there, and they actually care about their customers.

    Our A/C Blower module failed and our service technician replaced it after suffering in Florida's 95 degree heat for a day. I was not aware that this coverage REQUIRED permission from an agent at Old Republic before anyone could remedy our situation. I thought that we were covered. When I called Old Republic, I spoke with a "Mike", after being connected by an "Alexis" to see how I would be reimbursed for the cost of the module.

    I was promptly given an analogy from Mike, about how he gives his wife permission to shop on his credit card, but not an unknown amount 'after the fact'. He told me that I would not be reimbursed because I did not have his permission first. I have now figured out that this company is nothing but a rip off and that the $499 spent for the contract was not worth anymore than the paper on which it was printed. This company is not to be trusted.

    I moved into my house in April 2014. The seller had offered and paid for the Ultimate Protection Package with Old Republic Home Protection to give me peace of mind in the event anything should happen with heating/cooling system, the water heater, or the appliances. We started to use the AC in June and after a couple of weeks noticed water leaking from the secondary drain pipe at the side of the house. We did the normal troubleshooting (flushing the drain pipe, changing the filter, etc.) but water started to drip again shortly after.

    On 6/19, we called in a work order with Old Republic. The contractor, Centco AC and Heat, operating out of Round Rock, TX, was the most unprofessional person I have ever dealt with. He stood us up on the first appointment, then didn't want to drive 18 miles to my house and tried to force an appointment on me "when he was in town anyways", and finally, after my husband talked to, accommodated a day and time that worked for us. He came to our house, didn't have any tools or even a ladder on his truck. It was a mess. We give him our ladder to get into the attic (wouldn't that be a reliability concern to begin with?) and he briefly looks at the unit and says that we need general maintenance (not covered) and have a crack in our primary drain pan. He continues to say that he will call a claim in on our behalf, order the part, and come back to install it. Sounds reasonable.

    However, on the claim form he notes "found dirty evap coils, found primary drain pipe cracked, suggest cleaning ($225) and installation of safety switch ($175), which he did not inform us of. Two weeks pass, nothing happens. Three weeks pass, nothing happens. We call the guy. He doesn't answer or return our call. So finally I had it and call Old Republic. A very nice representative by the name of Nancy answers the phone. She is very personable, friendly and has decent customer service skills. She tells me that the contractor had recommended to deny our claim (!) because the primary drain pipe was cracked for at least a year and since they don't normally crack, someone must have broken it. Say what???? Long story short, they are not paying for the repair. Looking at all the negative reviews for Old Republic and their shady contractors, my best advice is to save the money and not buy a plan with them. It seems like a huge scam to me.

    Moved into new house. Guest toilet stopped up month after moving in. Called Old Republic, who sent out plumber who diagnosed problem as obstruction in pipe under concrete pad house sat on. He cleared toilet and said that was the best he could do. Toilet stopped up 2 more times. Plumbers sent by Old Republic diagnosed problem as there was a "belly" in the pipe and second dx was there was a tin can down in the pipe. Toilet cleared again 2x. Third plumber sent out also reported problem in the pump that pumps waste from house to sewer. At my expense, had electrician and sewer specialist evaluate situation and both reported no problems in the system. Finally had a plumber of my choosing come out and he diagnosed the problem as a faulty toilet, which he proceeded to replace. I have had no further problems.

    Garage door track had wheel that lifted door scraping against sides of track. Called OR who at first tried to refuse service because they do not service garage doors. Finally made girl understand that it was the track, not the door. She then says there is no service provider in this area and for me to find one and OR would reimburse. This I did and when I called to give info on cost, etc., was told to pay contractor for repairs and service call fee and check would be sent to reimburse me. This I did and when check arrived it was for $25.00. I was owed $100.00 which I had paid to the contractor for the repair. The girl at OR said I should not have paid the $75.00 service call fee and needed to get this back from the contractor. I attempted to explain that I had done what I had been told by OR but the girl could care less and offered no help.

    The latest and last dealing I will have with this dishonest company was related to an icemaker that had quit working. The service provider OR assigned is known to me and is incompetent and dishonest and I would not trust anyone they sent to my home. DO NOT WASTE YOUR MONEY. THE HOME PROTECTION PLAN IS NOT WORTH THE PAPER IT IS WRITTEN ON.

    Had water leak in shower upstairs. Was told no plumber available for my area, and whoever I called, they would reimburse me and when we called to talk to them about the reimbursement, they said the plumbers have to use CHEAPER parts or they won't reimburse us.     I was provided with Old Republic home warranty by previous owner. Two days into the new house, we saw water dripping from the ceiling. I called Old Republic on July 5th and they said a local plumber (DC) will get in touch with me, due to holiday weekend they might not able to come right away, but they will get in touch with me early next week.

    This is where all hell started breaking loose. Plumber called, and I missed his call. After leaving numerous voice messages for three days, he returned the call and schedules the visit for 7/11. After looking, the expert plumber identifies the issue that it is just caulking of the shower faucet which is loose, once fixed the problem will go away. He installed caulking, asked us to not to use bathroom for 48 hours and leaves. We used the bathroom after 3 days and sure enough it was still leaking. Also, we started noticing water hammer in the pipes, which was not the issue until 7/11.

    Obviously frustrated with the whole situation, I called Old Republic again on 07/14, and told them about the leaking ceiling and water hammer issue in the pipes. They promised to send the plumber back again. Since I had the plumber's number, I called him as well and told him I am going out of town so if you can be here between 07/14 or 07/15, it would be greatly appreciated. He promised to call me back in 20 minutes, which never happened. I had to go through the exercise of calling multiple times and leaving messages before I got a call back on 07/17, so he finally schedules a visit for 07/21 to come take a look at the problem again. Not to mention the grief this whole exercise caused, I had to take off from work twice to get this work done, we had to stop using the shower (two weeks).

    Anyhow, the plumber shows up and pulls out the faucet (which the previous expert plumber from his company never did) and says, "Oh well, this faucet connection pipe is irrigation pipe (it was grey colored pipe not white, in case you never get to see the pictures); it should have been brass or copper." Also told me that he has to run to Home Depot (half a mile from my house) to get the pipe of exact same length (nipple) so that he can replace it. Plumber takes off and I get a call from Old Republic that expert plumber is saying that the pipe is irrigation pipe, so they will not cover faulty installation as the pipe should have been copper or brass. I asked the representative that I am Civil engineer and we design commercial water distribution system with PVC or CPVC pipes all the time and I am fairly positive that the code allows PVC installation (could be wrong).

    The representative from Old Republic kept arguing about the fact that plumber is an expert and what I am saying (even if the plumbing code says that the material can be used) is irrelevant. I asked him that if I get a certified plumbing/mechanical engineer to look at this installation, would you accept his assessment. To my surprise, he asked whether he will be a certified plumber, I said no he will be a certified engineer, his answer was NO. According to him, engineer or certified engineers don't mean anything; only certified plumber can make the assessment and determine what is right and what is wrong. Not to mention I was told that my word means nothing, they will listen to the expert. After being tired of arguing, I asked for his supervisor. He puts me on hold for 30 minutes and disconnects my line - way to go. Here are my questions for Old Republic:

    Who was the last person who touched that faucet (your representative from DC plumbing), so how can you tell me for sure it was a faulty installation from eternity? Should I call the cops on stealing a faucet from my home? Yes it is old beaten up faucet, but the plumber promised to bring the faucet back. If not anything I could have taken the measurement of the nipple. When a plumber installs the piping in new homes, who inspects to make sure it is done right? Last time I checked it was an Engineer from the City. What the hell happened to the issue of water hammer, which was never there and started appearing once your expert plumber touched the pipes? I never got any response from plumber or the representative what they are doing with this issue. Plumber said most homeowners deal with this. Is that the official response, deal with it?? In all, I would give you 20 out of 10 for outstanding rip off warranty and arrogant customer support. Yes I lost my cool on the call, but is that how you handle a customer?

    Called Old Republic in May 2014 about AC not pushing out cold air. Sent a company out on 5/19/2014 and said I needed a new coil, which by the way said would cost me 880.00 for upgrade to meet code. Said no problem. Company came out, put coil. It said would work like new with cold air flowing through house. The AC has not been working since that day. Another company came out, had to pay another trade fee call. Told me I needed a new AC, and that the coil was shoved inside old part (the company that put in didn't use the entire new package). So the new company went out of his way trying to fix what the previous guy.

    New AC was put in and doesn't cool the housework due to previous companies installation of coil. They put glue inside and when the AC is on for a short time it blows out hot air. Old Republic told me today I will have to pay for new coil. I will not pay for some stupid companies mistake. Will fight this all the way. Please people do not use this company. They are not honest, they take your money and do not care if problem is fixed or not. They are so dishonest. And the trade call will be higher next year. I have no problem paying to get something fixed. But to cover up some jerk's mistakes. No way! Guess attorney here we come. DO NOT sign up with Old Republic ~ a rip off.

    Please don't use this company. They took my money, over $2400, for four years of service. I placed two service calls in the same year and they canceled my policy. Old Republic is not a very ethical company. My first call was for a leak in my ceiling. The plumber couldn't find a problem. The second call was for a second refrigerator which I paid extra for. They wouldn't cover the repair. They said that the policy changed and it wasn't covered anymore. Buyer beware!!

    My wife and I bought a house about 5 months ago and had the seller pay for the home warranty. Old republic home warranty sends unqualified contractors to your home.. You give them sixty bucks and they say nothing is covered. Example: I called and said "my garage door is not opening and I would like to have someone come out and check this." I get a call from the garage door contractor that nothing is covered because it's not normal wear and tear (It was working one day and not the next).. I called old republic and they said they won't cover it and actually said they didn't check my garage door springs because I didn't tell them too. I think it's ridiculous. I have to tell them what component to check and I couldn't tell them the problems. DO NOT WASTE YOUR MONEY OR TIME!!!

    After purchasing our home we bought a home warranty from Old Republic. A couple weeks later we started experiencing problems with the opener. We called Old Republic to get someone to look at it and that's when they refused to pay for it because they said it was a pre-existing condition... keep in mind that we had two FHA inspectors inspect our house before we closed on it and we did a walk through. The first person we spoke to at Old Republic was very rude and it became clear that the only thing they were interested in was not paying for anything. Do not buy a home warranty from Old Republic, they will not do what you paid them to do and you will be disappointed.

    What a bunch of cheats. They charge you $60 just to come look at anything. Our microwave broke and the repairman glued broken plastic piece instead of replacing it. It broke 40 days later and they refused to stand by their work and would only come out if we paid another $60 fee just to look because they only guarantee their work 30 days. What happened to standing behind your work? They are just looking for ways to not pay. Do not buy any policy from these swindlers.

    We bought a home 4 months ago, have had 3 different problems in the home. A leak, in which they tore a huge hole in the downstairs bedroom ceiling and then confessed they don't have people to plaster fix holes (plaster). So, he left. Same day, dishwasher not working, they find a problem in the wiring and said they don't cover that. Our pool pump is out. They say it's a feature that we don't need, so they won't fix it. We've paid for 3 house calls from this company and they've done NOTHING for us. DO NOT PUT A PENNY INTO THIS LOUSY COMPANY. THEY AREN'T EVEN WORTH ONE STAR.

It's 110 out here in Vegas and we have to live in a hotel for an extra 4 days because of their error. All they say is “we dropped the ball - sorry.” WE will not renew with them.

    My home has been covered since 2000 with Old Republic. Today I called to renew my warranty and apparently Old Republic can just drop you if they do not want to renew your policy. I have had called them for basic home service repairs as most homeowners would. Never a big problem although I needed to get contractors on my own because no contractors in my area will participate with them because of the way they pay. I would not use them again.

    After being a customer for over 13 years at least I deserve a notice saying why they aren't renewing my home policy. Very inconsiderate and when I called today, the girl on the phone was extremely rude, terrible way to talk to a loyal customer.     My home has been covered since 2008 with Old Republic. Today I called to renew my warranty because I never got a renewal bill. They said they are no longer servicing Wise County. So my realtor called and they told them they are still servicing Wise County, TX. Apparent Old Republic can just drop you if they do not want to renew your policy. I have had called them for basic home service repairs as most homeowners would. Never a problem although I needed to get contractors on my own because no contractors in my area will participate with them because of the way they pay. I would not use them again.

    After being a customer for 3 years and my home being covered for over 6 total with previous owners at least I deserve a notice saying why they aren't renewing my home policy. Very inconsiderate to loyal customers. I am letting the realtors in my county know how cowardly they are.

    After the first week of hot weather at the beginning of March, my central air was not working. Old Republic sent a technician and then this horrible experience began. They kept sending a technician who added coolant and said he didn't know why the system couldn't cool my house. Finally in the middle of May they replaced the outside unit. The technician did not have enough coolant and made an appointment to come back in two days to finish and give me copy of invoice. He was a no show. I call ORHP and they spoke with tech and said he's calling "right now". He didn't. I called ORHP again, got the same "calling right now" and he still hasn't called. Meanwhile my system is running non-stop and is not cooling the house.

    I checked the two lines outside; one is supposed to be hot and the other is supposed to cold. They are both the same, air temperature. I don't know if he didn't completely flush the old coolant out and the fluid is contaminated or didn't put enough in or whatever else could be wrong. Every time I finally get the tech to come out he keeps saying he "doesn't know" why it isn't working. The end result is either installation or equipment problems are causing the system to NOT cool my house. I have asked for another technician only to be told it's "against policy". I've had this coverage for over 10 years and this is terrible customer service on their part. I will not stop until they make this right, but they should take care of this once and for all. After a decade of being their customer, I will not be renewing my coverage. Stay away from Old Republic.

The first company came about 6 times: replaced the compressor, increased freon and reduced freon but still not working. I call them and they keep tossing me here and there. Then they send another company, Terry Appliances, the most unprofessional company ever and he says the compressor is bad. Are you kidding me? They just replaced the compressor. He's so rude and tells me I have an attitude. I just don't know where they get these run of the mill companies from. Companies that don't even know what they're doing.

    Now we're back to the first company, Top Notch again. They will once again come for a diagnosis and then replace the compressor again. Still waiting with no fridge. I will buy a new fridge and take it to a claims court to get my money back and file a complaint on BBB. Old Republic is the worst warranty company ever. They are incompetent and unreliable. They try to low ball you and get out of fulfilling claims. Don't waste your money with them. They're not worth it.

    Renewed my policy after a lapse in coverage and thought I better get myself protected again. Talked it all over with the representative and I was assured everything would be covered in 30 days. Hot weather got here and I changed from heat to cool. One unit worked fine and the other did not cool. Called to request service and was denied because I could not prove that the A/C used to work. I would have not been angry if the person who sold me the home warranty had explained that due to the lapse in coverage I would be treated as if I was trying to cheat the company and the first repair would be on me. After that they would cover everything again. Save your money and then you will be able to fix things when they break, this company is terrible to work with.

    Read ALL the fine print before purchasing. So many of the items that you would need addressed are NOT covered or are "Optional" coverage items that must be purchased in addition to the coverage policy. My experience was a pool issue that I had coverage for but because my problem was due to a salt water pool issue, it was not covered because the Title Company did not designate the pool as a SALT WATER pool which is an "Optional " coverage item. I could have added this coverage if I would have caught it in the first 30 days, that would have been in November/December when the pool was closed. The problem did not arise until the pool was opened in March. For the amount that was paid for this Warranty, I would have been better putting the cash in the bank.

    I purchased new home in 2013 and came across Old Republic as referenced by my Real Estate Agent. I paid a lump sum upfront to them for their warranty. I had a single call during the year for an air conditioning issue which resulted in "rebuilding" a component to my air conditioner. No replacement to the outside unit and therefore no new unit manufacturers warranty. Obviously I paid the trade fee. The warranty with OR was not the cheapest and I selected the platinum because I wanted additional items covered. So I paid top dollar. I just received my renewal and what a shock! Their renewal for the same coverage nearly doubled. On top of that, their trade fee went up. So I called them in a panic thinking it was in error. Not only was it accurate, but I was informed, I did not have the option to take a lesser program (warranty plan).

    This is a California based business and my opinion is that they are out of line with their plan prices because of the state's hardships (taxes etc.). I shopped around a little and found a rating site for these services. In a comparison of ratings, Old Republic rated as one of the lowest. It appears to me that they surf for new home owners, make a deal with minimum risk (as the home is a new purchase with current inspections etc.), then dump you after the first year by quoting an astronomical renewal. I shopped a top rated company who quoted me a far less annual cost by almost 500 dollars, have a team of techs for immediate support, with the same coverage, and a guarantee that my annual renewal would stay the same for as long as I renewed. My advice is not to go with Old Republic. As a side note, the agent that was so sweet when I originally enrolled wouldn't even do me the courtesy of a call back to explain. Guess she was too embarrassed. I also looked them up on BBB and they have over 700 complaints on record.

I was completely surprised that a company actually reads posts like this and responds. More importantly, I was impressed how she took the time to quietly and patiently let me rant and rave about my problem.

    And MOST importantly, Monique worked with me to address the issues that were getting in the way of this claim issue and we resolved to an agreement that satisfies both our needs: me as the consumer and hers as a business trying to keep customers happy but not make bad business decisions. Thanks to Monique for her time.     To anyone thinking of using this company for home protection - My advice is to avoid them and look elsewhere. It has been my experience that they look for any and every reason to deny claims. Moreover, if they do allow a claim, they have contracts with service providers that appear to be very low rated on customer service boards. In fact, when I research the companies they want to sent to do my work, I have found numerous BBB complaints and very low online reviews. I even inquired with ORHP about using my own contractor - something they make VERY difficult to do since they will only cover services at the rates they contract with these less than stellar companies. Which means you cannot be assured of quality work.

    I asked known high quality service providers (based on Yelp, Angie's List and other online reviews), these trusted providers unanimously state that dealing with ORHP is a major burden and generally leads to hassles and holdups with work and payments. I have been EXTREMELY unimpressed and upset EVERY time I have tried to use my ORHP plan. If you have an option - look elsewhere. Before you buy, please do some quick Google research - you will be amazed at the consistency and volume of similar complaints against Old Republic.

    I had an issue with my bathroom faucet and I called my home warranty company ORHP. I had used them lot in the past but my experience recently concluded that they are trying to avoid cover customers coverage. First they sent a contractor and I was told that my faucet is manufactured by Delta and it has lifetime warranty and I had to get a replacement part to get it repaired. They want me to contact Delta company and get someone to get it repaired. I had to call back the ORHP and demanded to speak to a sup/manager. Rep told me that someone will call me in 24 hours and it is now 72 hours no one called. I got a call from a plumber and told me that he is coming to my house per the request of ORHP for 2nd opinion... I said fine and he came next day. This guy had great professional attitude (Johns Valley Plumbing) 805 527 7906 and he was very nice and took care of my issue within 20 minutes. From this I think this company is trying to avoid coverage of the customer for legitimate reason as far as possible and if you really push and insist they might send someone really professional to fix your issue. So my request is to insurance commission to look in to this type companies and put them on their place.

    I have been without heat for the past 2.5 months because Old Republic Home Protection refuses to repair or replace my heater which is within the scope of my warranty. During the past 2.5 months I have talked to just about everyone connected with your office in San Ramon, CA. I have had to miss work to accommodate 4 different technicians your company has sent out to my property, spent hours on the phone while you promised repairs and approvals only to call back the next day and say you wouldn't do what you promised.

    At one point you told me that until I could provide you with a name and model number for a comparable unit, you could not move forward. I am not an HVAC specialist, and that is a ridiculous request. Further, your share of cost has decreased since our first discussion while mine has gone from ~$800 to $3,000+. You have now "ended" or "closed" the service request without my permission and decided to compensate me pennies on the dollar what is needed to cover the cost of the heater you are supposed to replace.

    Because of Old Republic Home Protection our electrical bill has nearly doubled as space heaters are 2.5x less efficient than gas. Because of Old Republic Home Protection our health has been compromised. Because of Old Republic Home Protection we had to spend our first Christmas in our first home with no heat in below freezing temperatures. Their response to my Facebook post on their company site: "We sincerely apologize for the circumstances relayed. We want very much to review this matter and address your concerns. We have forwarded your concerns to our Service team who will contact you shortly. (Their generic cut and paste response to all of their negative comments.)"

    Did I get a call? Sure. Did they fix anything? No. They gave me the same line, so ORH"P" next time have someone call that can actually provide service recovery because this service relationship is DOA. Advice to other people duped into their services: file with the Better Business Bureau.

    Called for service for my shower mixer which is not working correctly. Put it on hot get hot water, put it on cold get hot water. Service tech stated it was okay. Went to Lowe's after paying a $60 service fee brought and replaced the valve and it works perfectly. Called Old Republic and was told I could expect a call in 10 minutes. 6 hours later, no call back. I CALLED and asked to cancel. Chad gave me to an automated system which stated the policy is not cancelable. Had Fidelity Home Warranty and Broward in Florida and never had any problems. THIS policy was purchased from my realtor for me. I will let her know how bad Old Republic is.

    Just a ripoff. I took this plan and my garbage dispenser went bad. You know this is not much expensive - Around $100 and I am not comfortable changing this. These Old Republic guys sent a person, he did not repair or replace it, instead mentioned that it is pre-existing condition and they charged me $37.50 for nothing. I had to buy one and call other guy, pay $25 and replace it. This is just a waste of money, please DO NOT purchase any plans with these.

    Old Republic should change their name to Old Unreliable or Old Rip Off. Regarding their pledge of caring, listening, dependability, helpful, sincerity, etc., I totally disagree. Their written guarantees and pledge to make a "positive difference in you life" is BOGUS. Case in point, this organization was notified the afternoon of 30 August (Friday.......beginning of the Labor Day weekend), that the air conditioning system in our property was not working. It was further explained to the representative that I considered this situation to be a medical emergency as the 82 year old tenant (diabetic, on a respirator, with numerous other medical aliments) was becoming distressed based on the heat in the property....nearing 95 degrees and rising. The property is in south Texas and the temperature was forecasted to be near 100 degrees throughout the weekend with 100% humidity.

    The representative was kind and knowledgeable, however, indicated that the local air conditioning company (Old Republic's representative company on the ground) that would be conducting the repairs did not work weekends or holidays, so the service would more than likely be taken care of the following Tuesday at the earliest. However, she did indicate that should I have the work completed on my own due to the emergency, I could submit the associated repair bills and Old Republic would take care of the amount they would usually pay their local air conditioning representative. Based on the situation, I decided to have the work completed due to the tenant's poor health, and the worsening of her condition based on the extreme heat caused by the broken air conditioning system.

    The air conditioning system was evaluated by another local company that I called that afternoon, and replaced the next morning by this company. I submitted the billing paperwork, a statement regarding the tenant's health and the reasons I had the work completed. All the information was faxed to Old Republic with a case number as instructed by their representative. I expected that I would either receive a call or letter from Old Republic to review the paperwork prior to being reimbursed for the air conditioning work completed. After waiting over a month with no response from Old Republic, I called Old Republic and talked with a representative that acknowledged receipt of the paperwork and indicated that she would have a "supervisor" return my call as she could not provide a case status.

    A "supervisor" called me and stated that Old Republic does not reimburse any work completed by companies that are not affiliated with Old Republic. He also stated that he had no record of any conversation I had with any Old Republic representative, in spite of the case number given to me by one of their representatives and the fax number to send the information to in order to receive payment for the work I had completed. He also gave no reason why Old Republic does not provide repair work after hours, weekends or holidays.

    It is my opinion that Old Republic is a WORTHLESS organization that will do anything to not pay for anything that you are promised. They sub their work out to the lowest bidders that only work 9 to 5 (maybe), five days a week (unless one of the days happens to be a holiday, then the work will not be completed either). Should you ever have a emergency situation, speak with someone that has the authority to actually follow through with their promises. I really do not have an idea how you will go about doing this based on my one and only dealing with them. They will promise you anything to get you off the phone to move on to the next Old Republic VICTIM. If you are unfortunate enough to have paid for their "service contract", good luck, particularly if you encounter an emergency. Unfortunately, be prepared to have the work done yourself and have to pay for the service yourself in spite of their promises which are nothing but lies. Shame on them!!

    My Central HVAC died and I tried to contact ORHP over 2 weeks. All of my contact attempts were ignored and my AC was leaking through my attic ceiling. I finally hired a 3rd party contractor which replaced the entire system and Old Republic left me with the $6500 bill. My son also got pneumonia from being in a house without heat and ORHP could care less. They do not care about their customers.

    I called to schedule an appointment for an electrician. I let them know that I had already had an appliance person from Old Republic to come and repair the dishwasher, but the appliance person told us it was not the dishwasher but the electric to the dishwasher. We paid the service fee but held off on contacting Old Republic for an electrician. When I contacted Old Republic, they then told me that had I let them know, they could have sent out an electrician and there would have been no charge for the appliance visit. The electrician called and scheduled an appointment. He arrived according to schedule. He was a very nice and polite young man. He told me that Old Republic would not cover the repair.

    My total cost was going to be $55.00 for the service fee plus parts and labor for the repair. I agreed. The repairman was here for less than two hours. The part he said he would be installing he found it to not be necessary. He also offered to pull my old dishwasher into our garage. Initially, I said no but eventually agreed. He left without ever running the dishwasher to show me that in fact the repairs had been done. His bill was for $255.00 which is exactly his quote - which had included parts.

    Very quickly, I thought better of the service call and contacted Old Republic with some questions:

    1. If my estimate was to include parts and there were no parts, why did the bill not go down?
    2. Since the service call is billed separately, what is the customary hourly rate, in our zip code for a electrician?

    3. What is included in a service call?

    The customer service person I spoke to was rude, condescending, inaccurate in his statements, refusing to do what I asked, made decisions for me which were unacceptable, etc. After telling him more than once that I no longer wanted to speak to him and repeatedly asking for his supervisor, he gave me the name and extension of a person that was not correct. I found that out by trying a separate number for a complaints department. A very helpful young man gave me a different extension #. I called and left a message and expected a return call which I never got. This prompted me to make another call to yet a different number. I explained the situation again and was guaranteed a "very quick" return call from their supervisor. I am still waiting.

    Old Republic sent out an incompetent person to fix my gas range. He had no idea what was wrong so he replaced something that didn't help at all - got his $60 plus paid for useless work. I let 30 days lapse before I called again and was told I had to pay another $60. Irritating but fine, just don't send the same guy. This guy said it was the control panel and they didn't make the part anymore. My options from Old Republic: send the control panel in for repair for 2-3 weeks (eating out every day during that time????) or they would pay me $260. WHAT A JOKE! Having no range for 2 or 3 weeks is not even possible, I have a family. So I have $260 minus the $120 I already spent, so $140 to buy a new range that will cost over $1000. Old Republic is a rip off. They will always find a way not to pay.

    Old Republic - Had a water line break. They finally send the guy out. Tired old man, all he wants to do is report to them some reason that they won't pay, so he can collect his 60 bucks for showing up (mandatory) and drive off to do the same thing to someone else. It's a racket. Old Republic gets your money. Their chosen contractor gets your money and you're a few extra days with the same problem and still having to call a REAL contractor to come fix it, or fix it yourself. Note to Old Republic, I told you, Idiots, I was going to make you my special project. You screwed the wrong customer here... Everyone needs to know about you, con artist.

    I purchased my home Sept 2012 with the $399 Standard plan. Last month, I began having a problem with the toilet backing up. In fact, we have to use a plunger every time. I pulled my copy of coverage received from my realtor (I never received a copy of the policy) and saw toilet was covered and read the following: "Toilet tanks and bowls replaced with white Builders Standard, when necessary". Therefore, I called ORHP and was told I would be contacted by their Service Provider which I was. So far, I am satisfied. The plumber showed up as scheduled. He proceeded to run a rotor through the toilet bowl and flushed a couple handful of toilet paper and stated all clear. I paid the $100 service fee. That night, the toilet backed up again and had to be plunged. The next morning, I called ORHP who stated they would have the plumber come back. At this time, I am still satisfied with their service. Again, the plumber showed up as promised and ran a camera through the bowl and stated it was clear and the bowl was functioning as it was supposed to and ORHP would not replace it. This was later confirmed with ORHP. I am 67 years old and have never heard that a toilet is working properly if it will not carry out the waste.

    Three days ago, my A/C stopped cooling. ORHP said will be 3 to 4 days to receive a new compressor. I have Heart Failure, a Pace Maker, Diabetic, COPD and on Oxygen. We also have my 92-year old mother-in-law living with us. I did advise ORHP of this. Under the circumstance, it seems to me they would have tried to have found one locally. The unit was built in 2003 and feel does not comply with federally mandated S.E.E.R. standards. The OR Home Warranty states: "If necessary, as part of a covered replacement, we will upgrade an air conditioner system to federally mandated S.E.E.R. standards".

    I originally paid $399 for a Standard Policy. I received a renewal notice for $500. I was told the $399 was an "Introductory Rate" only. To me, this is "Bait and Switch". I would not recommend this company to anyone and I plan on notifying my realtor.

    I had a pool pump motor replaced (2) months ago through Old Republic. The motor appeared to be new and worked okay until yesterday when it failed with same symptom of the motor it replaced. I called Old Republic to have it replaced and they indicated that since the claim is past 30 days, I would have to pay the $60 service fee AGAIN! It would seem that ORHP would have the installing contractor replace the obvious defective motor at no charge to me other than the inconvenience already caused by the issue. The defective motor was replaced today by a different contractor and with a REBUILT motor! Are you kidding me? Under ORHP's ridiculous policy I may be paying the $60 service call fee to get my motor replaced every two months until my warranty expires... What a joke.

    We bought our house 1 year ago. From the beginning, we would get a sewage smell intermittently. Thinking we had a blockage or broken pipe, we called Old Republic (who we had our home warranty). They sent someone out only to say, "Well, you don't have a sewage back up and we can't do anything." We were told that snaking the pipes, running a camera (through the vents) or checking the vents (for a blockage) were not covered. Speaking with ORHW, they said they only cover items when there is a malfunction. So, I need to wait for sewage to back up into my house? It is time to renew and I phone ORHW to ask them again about this coverage and the customer service representative was RUDE! I honestly feel that all home warranties are rip offs but strongly encourage anyone looking for one not to use ORHW. Terrible customer service!!!

    POINT ONE. THEY CAN BE BEAT. IF EACH ONE OF DOES THE BATTLE. If you want to be a bigger part of doing the right thing, spend time making this company accountable. If you have a $100 repair and you have a $100 dollars, don't bother.... but it hurts the rest of us! I have been battering with ORHP to force them to comply with my stated warranty. Read every complaint online and I have experienced it all! Please be advised, no matter how nice the first person sounds, to document EVERY interaction. Someone asked about follow through with the Fair Trade Commission or such entities. Here are my suggestions for dealing with ORHP, including who I filed with:

    1. Record every phone call. Insist on using your own tech. They key you! You pay up front. You get the real story... I don't mention home warranty when I ask for a service call. If they can fix it, call ORHP RIGHT THEN and see if you can get approval. I did. It broke the next day... But it needed replaced. Not fixed. 2. Ask for (and be refused) an employee number or last name. You might get Last initial. 3. Ask for a supervisor. You will not get one. 4. DO NOT WAIT SEVERAL DAYS FOR A CALL BACK. Call everyday and document every call. Tell them you are recording. 5. Let the technician who shows up at your home know he is being videotaped. ORHP requires the tech call FROM the house. Request the technician call and give his verbal report in front of you. I was nice about it... "Would you mind making the phone call right now? Sometimes ORHP will move faster if you call from my home." They won't by the way but now you have either a refusal from the tech on tape or a record of what they actually reported. Really, have your cell phone out. It doesn't have to be rude, just get audio.

    6. If they deny the claim, and they will, ask for a second opinion. Insist on your own contractor. You pay him, they reimburse. THIS IS WHEN THE BATTLE STARTS. 7. Get your policy out. Get it online if needed; it is on their website. THEY LIE AND SAY IT IS NOT BUT IT IS. Pretend you want to buy a policy. Get to where your state pops up. It is right there. 8. Denied for pre-existing, read your policy and keep them on the phone. Just keep pushing. The longer you keep them on the line, the worse they are rated at the performance review. Ask for a supervisor. They will say, "Let me tell you this first." Don't say a word, let them talk. When they are done, say, "Thank you. Can I speak to the supervisor now?" Keep going. Remember, you are documenting this because you want to win. 9. Denied because it was installed wrong. Seriously, my 1997 air conditioner that has worked since 1997 was installed wrong? Do not accept that answer. They can not defend it it court or with the BBB. Ask them to pay for a second opinion. Get your own guy!

    10. Basically, unless it simply is not covered, like outside plumbing, you can fight it. I had a three mouse droppings in my attic so they denied coverage for a SOLID METAL DUCT that fell apart because rodents ate it! I sent them photos of the ducts and attic, as well as their own tech NOT INSPECTING the ducts. I sent them video of three other techs stating no rodent damage. (7500 job, lots of opinions). 11. When you are finally just told no... email a summary of all your attempts to customercare@orhp.com AND ** and threaten a BBB COMPLAINT. Make sure you tell them of all your video, photo and audio recordings... CALL THE REGIONAL REP FOR YOUR AREA. It is on their site. Again, pretend you want to buy and look for regional rep. It is there. Roberta serves Southern California. Document call.

    12. You can file a BBB complaint online in less than 10 minutes, okay maybe 20. Do it on a computer, not a tablet; it freezes. It is very fast and easy and you never have to leave your living room. This seems to get their attention. 13. In Los Angeles and many other places, I am sure, go online to small claims. Just search your town and small claims. I filed from my living room for 10,000 dollars. I got an email confirmation and 5 days to pay the 85 dollars. You can file two claims for 10000. I did because my tenant moved after ORHP refusing to fix AC IN triple digit weather for a month. My tenant moved. Fair enough, I would too. I send the copied details and the filing notice (before) I paid to **.

    THEY CALLED AND APPROVED EVERY REPAIR! Repairs they had repeatedly denied. Over and over and over. No, rat damage caused that. No, it was installed wrong. No, your plan doesn't cover permits (it does). No, your plan does not cover modification (it does). Yes, we have four written and verbal diagnosis by 4 companies including our own (who said it was installed wrong) but we really can't decide what is wrong with it.... Three of the four said REPLACEMENT IS THE ONLY OPTION! The fourth was their company... Never even looked at ducts. Of course, I have it on my phone as I am walking with him chatting about his job and how hard it must be..... Yep, they can't replace because since the house was built in 1954, someone "adjusted or modified" the duct work. "So we won't cover your duct work."

    Guess what? Go to the permits board... I didn't but I said I did. And tell them they can get the permits for any modifications done. Nowhere in my plan does it say if the system was updated, it is not covered. A new system was put in in 1997, of course they modified things. But they tried.... And if it works in one case, they saved 1000 dollars. I bet it works in 7/10 cases. People are denied coverage because they are beaten down and give up! Or they accept the 3000 dollars for a 8000 dollar job and feel good about it! Now I am just ranting. I will be back.

    Next chapter, how to get them to repair things right.... coming soon. Because they now say I can replace my condenser, air handler, coil and all my duct work in a 2300 sq ft home for 3000 dollars! Or their company can do it in a month.... It is 117 degrees today. And they are not sure what parts they will put in, but I would have air. I am at a hotel.... I paid for the small claims. I figure 85 dollars to annoy them and make them show up is worth it! I might have to postpone at the last minute .... Think anyone will show up from ORHP. Maybe I get 10,000 by default for my repairs and lost rent if no one shows!

    Waiting for my check... Then I will tell you how to file under the FAIR TRADE ACT, COMMISSIONER OF INSURANCE, AND STATE BOARDS THAT REGULATE THESE COMPANIES.

    I purchased a warranty from Old Republic which according to them becomes valid at close of escrow. My escrow closed on Aug. 22, 2013. Upon moving in there were issues with the HVAC unit. I placed an order for service on Friday, Aug. 23, 2013. The service company called the next day to set a time to come out and check the unit. Yesterday, Aug. 26, I get a call from Old Republic and they ask, "Did it work when you first tried it?" and I said no. Then he says, "You say it never worked," and I say, "Not for me." He then informs me that it is not covered because it never worked; it's a preexisting condition. I tried to explain that I don't know if it worked before or not. I just bought the house and it's not working for me. He then got very rude so I asked to cancel and for them to refund my $375.00. He then says he will have to transfer me to the cancellation dept. So he transfers me and I get a recording that says, "You have reached the Cancellation Dept. Good Bye," and they hung up on me. One of the main reasons I went with this company is because the home I purchased was a short sale. The following is directly from Old Republic's Website:

    Does or does it not state above that "The warranty also provides coverage for undetectable preexisting conditions that could surface after close of sale"? My issue did surface after the close of sale and as stated right there on their website "THE TRUE CONDITION OF THE HOMES SYSTEMS AND APPLIANCES IS LIKELY UNKNOWN." Really??? Isn't that what I tried to tell them. I even had my Realtor call the rep and she was told if I paid to have it fixed and sent them a letter from the repair company that it was in working order then it would be covered under the plan in case anything went wrong with it in the future. What?? I can pay to have a problem fixed that was unknown to me when I purchased the house and then they will cover it. If that is the case then why in the world would I need them.

    I didn't pay for a home warranty only to be told if I pay to fix it then they will cover it. This makes no sense at all. I have been a business owner for 23 years. If I treated my customers this way, I would have been out of business a long time ago. Having now researched this company (which I should have done prior) and the way they do business, I find it very interesting that the majority of the complaints against them are for AC/Heating issues. This company is clearly guilty of false advertising and unfair business practices.

    I would encourage anyone who has had a problem with this company to report them to the BBB. Which by the way has given them an A+ even though they have had 692 complaints in the last 3 years. Of course I am sure those are just the people who took the time to complain. There are probably thousands who never knew they could file a complaint or just gave up because it was easier than dealing with these crooks. How that is even possible is beyond me.

    I received a home warranty when we purchased this home. We requested our washer be repaired. We were advised "Steve Madden HVAC" was coming. They made a 11AM to 1PM apt on a Thursday. They never showed, so I called the tech's number. Sounds like I woke him up when he answered, said he would be here in 15 minutes. Well, 45 minutes later he came... doodled with the washer, asked to use my bucket and rags to keep the floor clean, used a lighter to look inside the machine, never took a thing apart. After 30 minutes of what seemed to me as "utter confusion" he said "I'll be right back with the right part"... never heard a thing for 8 hours.

    Wouldn't answer his phone. So I called ORHP and they finally got him and told him to call me. Never happened. At 8 PM I called the number again and his wife answered "Yeah, I know who you are..... We'll be out next week with the part.... We'll call you" (sounded upset at me). I advised her this was not a when are you coming call. No, I told her they were not to return. She says "Good! My husband didn't want to go back there!" Real pros, yeah.

    So the following morning a local Repair Company from here in Olathe came. The guy was dressed like a pro, drove a real company van, was extremely courteous and fixed the washer in no time. The cost was $165.00 less than the quote we got from the former repairman sent by ORHP. Bottom line.... don't waste you're money. Always check for reviews on the net for companies reviews.

    I wish I would have read these reviews before I decided to pick these crooks. Now I have a story of my own. My husband and I bought a beautiful brand new home earlier this year after we wed. We had to purchase all brand new appliances except for the GE microwave and dishwasher. Everything was going great until one night I went to heat up vegetable soup. After a total of 9 minutes of trying to heat it up I finally realized that it just was not going to heat my soup up. I then told my husband. He tried to play with the buttons/read the manual, but to no avail. So he called these crooks and was told that a repairman would be out to look at it. They came and determined it was the magnetron. Ok so they said they would talk to insurance company and call us back to set up an appointment.

    Two weeks after no phone call I decided I would call the repairman myself. Set up an appointment. They were suppose to be here between 10-12 and called at 12:15 to say he would not be able to make it today because his car broke down. They called at 12:15 - 15 minutes after the max appointment time, so I told him that I hope he broke down outside of my house because it was already past his appointment time. They then decided to call my passive husband who said it was ok and he rescheduled an appointment for two days later between 12-3. So I am sitting there for 3 hours waiting and my husband calls me at 2:50 to tell me that they called him and they would not be able to make it because they were stuck in traffic. OK at this point I had had enough. So I decided to call these people. Yeah they said they would talk to them, but it had only happened twice so they would not let it happen a third time. EXCUSE ME? It should have NEVER happened once.

    So a month later with no call from the insurance company or these repair people, my passive husband calls them and sets up an appointment. They showed up 15 minutes early this time. They proceeded to replace the magnetron and they did, but then the microwave made some loud noises and just stopped working. It would not turn back on or anything. So they unplugged it and said they would talk to the insurance company. So the insurance company sends out electricians two weeks later. They determine that it is not an electrical problem and they leave. Two weeks later the microwave repairman is at my house again. His wife works with him as well as a younger kid. Well his wife tells me that the wiring is burnt up and she actually takes a picture on her phone and brings it over to me sitting on the couch to show me. Which was random because I would have got up to look at it, but now I know that they were covering their butts by me not really looking at it.

    So I look at it on her phone with her as the younger boy is putting the face back on the microwave. She is telling me that the noise when they started it after replacing the magnetron was obviously when the wires must have burnt up. She said she was going to talk to my insurance company and tell them that the wiring/parts would be more or less about $400 and that it would be a better idea for them to just replace it since it is right at 1k new. I was like yes that is fine whatever needs to be done because I just want a microwave because I am sick of having to throw out food because I cannot reheat it. So about a week later the insurance company called my husband and basically told him that they would not be replacing it or fixing it because it was a power surge that caused the burnt wires and that is not covered under my plan..... REALLY?

    Before they ever came to my home our microwave would turn on. Now after the technicians that they chose replaced the magnetron and obviously didn't push the wires back inside the microwave far enough, which in turn caused the wires to touch the frame and burn through their own insulation. GE does not even sell magnetrons because they suggest that they not be replaced because of the issue of the wires burning through their own insulation. And now this is all my fault and 7 months later I still do not have a microwave, a vent fan, nor a stove top light. Don't they realize that replacing my microwave is going to be a whole lot cheaper than their legal fees? I guess they will be finding that out the hard way.

    On June 19th, I contacted ORHW after having my A/C unit cleaned. I just bought the house less than three months ago and noticed the inefficiency. I was told that my unit was short cycling and that it was overheating to the point where I was given a wire (the cleaning co. replaced the wires for me at my expense and approval, hoping that it would be a cheap and quick fix but it didn't fix it) that was MELTED from it constantly trying to run day and night. I immediately contacted ORHW and told them.

    They took two contact numbers down. I explained that the second one wasn't in service yet (sequestration related) but would be soon, but that the first one is my main number. The tech they hired only called the second number. We finally got hold of him after hunting him down two days later. Then he came out on that afternoon at 4:30, verified that my original service person was correct, it needed a new compressor and said he'd file the necessary paperwork.

    That following Monday, June 24th, ORHW tries to reach us on the second number to get me to approve of a "disposal fee" of $200. We didn't get that call because the number is not in service yet. They didn't call the primary number and they didn't try to reach us at all the rest of the week. We waited all WEEK to hear from someone. We even called the tech throughout this week and he never told us anything other than he was waiting for the part.

    Finally, Monday July 1st, we reached ORHW and they said we HAD to agree to pay the disposal fee or they wouldn't order the part. If you google this disposal fee, it's bogus. Only home warranty contractors charge it to recoup the fact that they don't get paid well by the home warranty company. We had been without A/C for two weeks and the inside temp of the house has been reaching 90 degrees, so I had no choice but to agree. I was then told it would be THREE TO FIVE BUSINESS DAYS because they hadn't even begun to order the part yet.

    Friday, July 5th, we called the tech to see if he had received the part yet. His cell has been disconnected and he is unreachable. I called ORHW and they said they'd put "contractor relations" on it. Here it is now Monday, July 8th. We called ORHW AGAIN and they said the same exact thing, they are putting "contractor relations on it." It's been three weeks and counting, we still have no A/C, we still have no new contractor, the old contractor's number is still disconnected. Nothing has been done.

    My A/C started making a grinding noise. OR sent out someone to fix it. While replacing the motor, he bent the blades which caused the unit to vibrate and run extremely loud. I called in to have it the vibration fixed. The owner of the same company came out and told my wife that we needed to put a brick or flower pot on top of the unit to minimize the vibrations. The next day the entire unit quit working. OR would not allow a different company to come out since TNT air conditioning had started doing the work. The owner of TNT came out again and said that he thinks the first guy installed the wrong motor and bent the fan blades. He said he could come back out on Monday to fix it.

    I was without A/C all weekend. The temp outside was 106 both days. Old Republic couldn't have cared less. They sent out another repairman on Sunday who said that the compressor was bad and that the whole unit needed to be replaced. Today is Monday. We'll see what Old Republic says today but I guarantee that my A/C will not be fixed today. The repairman that came out on Sunday told me that in his experience, OR always goes with the cheapest fix. He said my A/C unit needs to be replaced but OR will only replace the compressor. I will update this once the whole ordeal is complete.

    Having read many of these complaints, has anyone contacted his or her Department of Insurance and filed a formal complaint? If you have, it would be nice if you would add comments about what the DOI did to help you. Never underestimate the voices of dissatisfied policy holders. The more complaints filed, the more likely the squeaky wheel gets the grease. I did indicate that I was satisfied as this was a comment only to possibly aid those aggrieved, and not to voice dissatisfaction with Old Republic. In fairness, I cannot say that I am currently dissatisfied.

    My toilet tank was filling water every 15 minutes. I called them and they sent the repair guy. Repairman came and replaced the flapper and left, but the problem was still there and not fixed. He came three times but could not fix the problem. Then he told me that maybe some part was missing from the toilet and he had to pull out the whole toilet to see what part was missing. The bolts to hold the toilet are rusted, and if he pulls out the whole toilet, then I would need a new toilet.

    The insurance company said they will not cover any of the repairs or replace my toilet because the repairman said some part was missing. I asked them to show me or prove what part was missing, but they said that to check if a part was missing or not, they would have to pull out the whole toilet. So, this was their excuse for not fixing the toilet. They could not prove what part was missing and that the problem is due to that, but they refuse to touch it in order to prove it.

    Also, six months ago, my A/C broke down. It took them three months to fix it and charged me $700 to replace the new A/C. They said the pipe size is wrong, and that is not covered under the warranty. They always have some excuse to not fix things or charge you the money. I'm going to cancel my insurance this year.

    PLEASE READ IT BEFORE DOING ANY BUSINESS WITH THIS COMPANY, ESPECIALLY IF YOUR REAL ESTATE AGENT INSISTS IT. The story happened a month ago. So I am not angry now and I am just writing to give warning to other people. My water heater blew up and I asked my plumber to come over and shut the valves off. As the valves were old and did not close properly, he opened the connector and I asked him to put a new shutoff valve for hot water also. Without a shut off valve at warm water line if you open both taps, water comes out of the open end of the line.

    Then I called Old Republic Home Protection company as I had insurance with them. They told me that they have to send their own plumber to come over and inspect it. The day after, I got a call from DOCs plumbing company and they set a schedule with me to come and see. The guy came over and started inspecting the water heater. Suddenly, he said that the warm water is disconnected and he cannot inspect it. I told him that if I open the cold water, he can easily check the leakage (it was not a small leakage). He doesn't need to connect the warm water but he insisted. I got the warm water connected the day after and then I again called them to come over. So I had to pay again!

    Two hours before he came, I thought that it is better to open the water to the hole position to be ready to show him the leakage. Unfortunately, the tank got filled and suddenly burst. Forty gallons of water was coming out of the water heater. I struggled for TWO HOURS to collect the mess. I used every tool I had to. So I had to pay again to empty the water. I took some pictures (attached). Anyway, he came over and started inspection again. Then he listed these items: we need to install a pan; we need to cut and install the pipes from a higher position (useless IMO); and we need to increase the size of gas pipe (I had no problem at all with that).

    Then, he went and they called me from the insurance company the day after. They told me that I have to pay $280 for the three items above. WHAT!? I asked for cash in lieu and they told me that they give me $590 only. That means: 40 GALLON WATER HEATER + SHIPMENT + INSTALLATION = $590 (paid by insurance), pan + two pipe cutting + change of flexible pipe = $280 (paid by you) + $60 service call fee. It is ridiculous, isn't it? I think this is the way they do business. They try to make as much excuses as they can to get more money from you to compensate the small money they get from the insurance company. You want to verify it, just call them and ask how much money they need to replace a 40-gallon water heater.

    I called some other companies and I never get a price lower than $1,300 for the water heater replacement while Old Republic only gave me 590 - 60 - reconnection cost = $480! The investigation took 4-5 days and my house is damaged from water just to prove that my water heater is leaking. Old Republic marketers are mostly focused on real estate agents to make new homeowners get their service.

    We bought a house through McKissak real estate in January 2012. An Old Republic policy came with the house. It is now May 22, 2012 and the plumbing problems still exist in the master bath. There is in addition to clogging of the toilet, a slab leak. It sometimes puddles outside the bathroom window on the concrete patio. One of the last plumbers sent my Old Republic and talked to me like I am a fool. He said it was obvious to him that the leak was actually from the rain. What rain? It hadn't rained here in over 10 days and the plumber, a swimming pool repairman, would not accept the dated pictures I showed him of the puddle.

    We renewed with Old Republic because we felt their job was not finished. We have wasted at least $750 in service call fees and over $600 for the second year of Old Republic. Is there any way to get our money back from the unqualified plumbers as well as Old Republic?

    I'm a realtor. Advised client to call OHRP when washer went out. The tech sent and said it would be $1,625 to fix! Left it for second tech opinion. Said it was the bearings. The second tech sent, heating and A/C specialist, said multiple times "sweet Jesus." He tore it apart and then said he had to leave two hours later. Did not tell me why. When I called, he said his dad was dying and could maybe get back in an hour or hour and a half. That would make it near 6PM. I arrived at noon at the condo. Six hours for nothing. Washer parts strewn everywhere as he had taken it apart over the course of the two hours. Still not fixed and they want to send a third tech out. Customer service does not reign supreme at ORHP.

    I had a water heater go out, so I called the company. They said they would send me an e-mail in 10 minutes to verify the claim and give me the name of the service agent. I had nothing after 2 hours, so I called back. They gave me a number to contact the service agent. That number appeared to be wrong. I looked up the service agent in the telephone book and called them, leaving a message. They called back and said it would be 2 days before they could get someone out to diagnose the problem and then would have to get approval from Old Republic to do the job. Once that was done, they would have to schedule me, so I would be without hot water for an indeterminate amount of time. I called someone else and had the problem solved two hours later, paying myself. This is very poor service and coverage in my opinion.

    My husband and I purchased our first home in August of 2012. At the time, I was extremely happy until January 2013. That is when my heater went out. It is now March 21, 2013 and we still have to heat our home off of emergency heat only. Having to deal with Old Republic has only stressed me. If you are looking to have your work done in a timely manner, do not deal with Old Republic Home Protection Co., Inc. After having to deal with several cold nights trying to keep my electric bill around average, a representative told me that the only thing they could do to assist me if I did not want to continue to wait for their company to fix my heater is pay me $325 towards the cost of the repair.

    Of course, no other company will do the work that cheap so I am waiting until March 26, 2013 which is the earliest appointment I could get to have Old Republic Home Protection Co., Inc contractors come out yet again. I was also told by the representative that they could not guarantee that the company would fix my heater on that date. So I guess it will be summer before my heater works correctly. I am just glad my two children have not gotten really sick throughout this process.

    It takes forever to get a rep on the phone. They try every way possible to get out of a claim. When they finally agree to send out a repair person, the first company never calls; the second company never shows up, the third company laughed and said that it wasn't worth coming out for the fee and that the company would never pay anything to repair or replace anyways. After the first three experiences with the company where it was essentially fruitless, we just stopped trying - it's not worth the money for the policy and definitely not worth the time to get anything done. Try somewhere else!

    We acquired this policy with the house we bought in AZ in June. We have the Diamond Package, the Ultimate Package, and the Pool and Spa package; but nothing is covered! You have to call OR first and set up an appointment with their service person for $55. This takes time. No reimbursement is allowed, even for emergency repairs such as a frozen/burst intake valve pouring water into the street that occurred while we were in Iowa. Furnace inspection and repairs are not covered because I didn't call them first; it was probably broken before we moved in. You can't win with these people. There's always a catch.

    If we could post zero stars, we would. (We've heard good things about American Home Shield. Go with them instead.) We got ORHPC as our warranty company by default. It was just who the real estate agent selected. (Apparently, they spend their money on schmoozing real estate agents instead of covering claims.)

    We were considering some elective foundation work, just to stabilize our home. We called ORHPC twice to clarify our coverage and were assured by two different warranty representatives that foundation maintenance would in no way affect our coverage. After we decided to get the minor foundation work done, ORHPC rescinded their representatives' earlier guarantees and told us our coverage was now voided. (Obviously, if they had told us upfront that foundation work voids coverage, we wouldn't have had the work done.) Nowhere in the contract is foundation work mentioned, so we were dependent on their representatives to translate our contract, including the vague phrases. Their own representatives translated the contract to not be affected by foundation work, but apparently, whatever they tell you can be changed at their leisure and convenience, and they always have those vague phrases to hide behind.

    Don't trust ORHPC or the BBB reviews about them. If looking at the BBB reviews, take careful note of how many complaints there are and how many are unresolved. I don't understand how so many unresolved complaints can leave their rating seemingly unaffected. (Perhaps ORHPC funds the BBB's annual staff retreat? To Hawaii?) You can't win with these guys. Whatever your issue, I'm sure they'll find a way out of covering it. Again, we've heard many good things about American Home Shield. Go with them instead.

    My underground gutter drainage was blocked. I called Old Republic to check if this was covered or not, seeing in their policy plans that drainage, plumbing systems are covered. The customer service representative hesitated a while and said a contractor will be sent. When the contractor came and called them to confirm the work, they then changed mind that this "exterior" system was not covered. They will charge me $185 if I ask them to do it. It got off my head why the exterior part of the house shall not be covered. Certainly, I was not happy to let them do it and sent the contractor back (I paid tips to the contractor for gas reimbursement). The most astonishing thing happened three weeks later: they sent a bill of $60 for just visiting and for my refusal to do the repair! What a shameless company!

    I had a heating unit issue back in October. There was too much gas coming into the unit and it kept tripping (melting) the limit switch. The gas had to be turned down to half of its recommended setting in order to avoid tripping the switch. The service company recommended at that time that the 28-year old unit be replaced, because it was too large for the home and it would not cycle on and off efficiently at the low setting. Old Republic only reimbursed us for half of the services and parts, claiming unnecessary maintenance on the unit.

    A request for replacement was submitted again in December. The cover of the unit is rusted through and when it rained last night, it got into the unit and short-circuited the motherboard and heating coils. Old Republic will not reimburse for any damages caused by mother nature. I explained to them it is because the unit is old and rusted out that water got in and if they would have replaced it in October as requested, this would not have happened. I have two small children and it's middle of winter in Oklahoma and we have no heat. One star is beyond generous.

    This Old Republic Home Warranty is crap. We have their upgraded coverage. They did not honor their 24-hour response time to an emergency situation (no heat in the winter). They are willing to leave us without heat for almost a week in January. What respectable company would think that is reasonable? First contact on 1/27/13, I reported no heat from heater. Four hours later, we were still not contacted by a repair company and it had dropped to below 60 degrees inside. We called back and had to push to be upgraded to emergency situation. Apparently, no heat in January is not a priority.

    On 1/28/13, repair company came out and looked at the heater. He called 20 minutes before arriving, never called to schedule, told me he'd been assigned to the case, etc. I guess you're expected to just sit around your freezing house waiting. (We are all sick with flu/cold and aren't rude enough to descend on friends/family/athletic club/children's museum/etc. sharing our germs.) Repairman says we need a new part. As he was leaving, he said, "I do all my warranty calls at the end of the day. I'll call then to try and get a replacement part approved." Even the local repair guy was heartless.

    Fortunately, my husband didn't think they'd respond in a timely fashion and got another company to come out. The repairman we hired worked on the damaged part to get the heater going temporarily. He cannot guarantee how long it will limp along. But at least, we aren't without heat now. On 1/28/13 (evening), the warranty company called to say they are happy to approve the replacement of our heater part. The repairman will replace the part in our heater on Feb. 1.

    Do not waste your money on a warranty with this company. We reported a broken dishwasher on 12/27/12 and almost a month later, it still isn't working. We are now on the second trades person for the job, who just called to ask, "Uh, do we have an appointment today?" I have yet to be able to speak with a supervisor at Old Republic (not in yet) and the customer service people you speak with, while nice, are not very effective. At this point, I don't want nice. I want my dishwasher fixed. I am embarrassed to say that we paid $875 for the premium. Please don't make the same mistake that we did.

    We don't recommend the purchase of Old Republic Home Protection. In our opinion, it is a waste of money. We have their best warranty plan ($520) and are finding that we can barely get anything covered for repair in our new home. There are too many loopholes they use to keep from paying any major bills. Our newly purchased home has two bathrooms. The front bathroom, which is part of the original part of the home, kept backing and stopping up. We called Old Republic Home Warranty on January 3, 2012 and explained what was happening. They issued a service dispatch to what we thought was a plumbing company, but it turned out to be an all-around handyman type of service called Landings Services.

    The gentleman from Landings Services came out and we recognized him as being the same person who the home warranty had sent out to fix our breaker issue. It turns out he's a former general contractor and can do a lot of this and that, but nothing major with regards to plumbing and some other things. He snaked, from the rear access, and pulled out several wipes that were in the pipe he was snaking. This did not fix the issue. He told us that the warranty company would need to send a plumbing company out that was more equipped. We paid the $60 trade call fee.

    We called the warranty company and they issued another service dispatch on January 4th to a plumbing company called Reel Plumbers Inc. That gentleman came out (we did not have to repay the trade call fee), went into the crawlspace (long story short), came back out and told us we had a major issue under the bathroom in the part of the house. He said that the sewer line was broken there and that the sewer water was running under the house. He advised us not to use that bathroom until piping was replaced. He said that the home warranty would not cover this. We confirmed that with the home warranty but their reason make no sense to us since we have the Platinum Plus plan and it says that collapsed or broken lines outside of the main foundation are not covered, but the supposed broken line is not outside the main foundation.

    Needless to say, we asked the plumber, who told us he is the owner of the plumbing company, to email us an estimate of exactly what had to be done and the estimated cost. His emailed estimate, which we received on January 6th, states that the drain piping for the front bathroom needs to be replaced and tied into sewer on the exterior of our home at the clean-out and that the old sewer line under addition needs to be eliminated. Also, it includes running new washing machine drain under home and eliminating existing piping which is running up hill and is improperly graded ($2,200). We felt uneasy about this, especially since the home warranty refused to cover this. My husband spoke to someone he works with who referred him to another plumber, Dan ** of Adam's Plumbing, who he felt was extremely honest and would tell us if this is in fact what needs to be done and if the estimate is good.

    We called that gentleman out and he disagreed with what the last plumber said. He asked if the last plumber went through the roof vent. No, he didn't. That puzzled him because he said you can't snake a home with more than one bathroom from only one direction and he should have gone through the roof vent. He went in the crawlspace and didn't see any line breakage, but did note that there was water going everywhere when we flushed. He noted that a cap had been left off of a pipe and he believed that was an issue along with a continued blockage. Since it was so wet in that area under the house, we had to let the area sit until this morning, so that he and his employees could crawl under the house and fix that issue. They also snaked from the roof vent removing remaining blockage. No broken lines were observed. After the cap was replaced, no more water flowed under the house when the toilet was flushed. He also checked the washing machine line and found that there is absolutely nothing wrong with the line and it didn't need replacing. Total bill: $162!

    We called the home warranty company, explained everything, and asked for reimbursement. They refused, which didn't surprise us. The gentleman my husband spoke with told him that they would forward the complaint to the proper department. Whoopee. We feel that this home warranty company is not interested in covering services, especially if it's going to cost them more than was paid for their offered warranty. They always seem to have, in our opinion, a loophole. For instance, we couldn't figure out why we were so cold in the house when the heat was clearly on. We found out, through a friend that's an expert in A/C services and repairs, that the a/c unit only had a 5k heat strip and should have 10k heat strips for the size of this home. Also, the unit is somewhere between 14-20 years old and cannot get parts for it. The warranty company said that until it completely dies, they will not repair or replace it. We just have to stay cold or replace it ourselves.

    I ordered a new microwave on December 18, 2012 because my old microwave broke. I am also a new homeowner and the warranty was an incentive for purchasing the home. After speaking with a representative on that day, she told me that I should be receiving a new microwave within 7-10 business days. On Thursday, January 3, 2013, I called to check the status of my order since it had not arrived. The representative apologized and said that my order was never closed out correctly. She said she would expedite/rush my order. I asked if I would receive my microwave by the Saturday or the upcoming Monday (2-3 business days). She said yes. On Monday, January 7, 2013, I received a phone call from a representative explaining a disclaimer to me. After I approved the disclaimer, the representative said my order would be rushed to the manufacturer for shipment. I would receive my microwave within 7-10 business days. I asked why it hadn't been shipped yet and she said there was nothing she could do.

    I then asked to speak with her supervisor. He said the same thing, that there was nothing he could do. He did say that when issues like this occur, the product usually ships before the 7-10 business day window. Today is Thursday, January 10, 2013. I received a phone call from the manufacturer that my microwave will be delivered to my house on Tuesday, January 15, 2013, roughly one month from when I placed the original order. I am completely unsatisfied with this company. Neither the representative nor the supervisor wanted to help rush the shipment, even though it was the company's fault the order didn't process correctly. I will not recommend this company to anyone.

    A tenant has been without heat for over a week and Old Republic would not answer the phone. I have requested three times to speak to a supervisor. As I am writing this, I am approaching my third hour on hold. Great customer service. When you do your training, do you have your staff listen to your story we have to listen to? I do not think so because what your telephone loop indicates has never been performed at Old Republic. I will be on a crusade to eliminate market share for Old Republic. I have access to thousands of realtors on a weekly basis and they will be instructed not to use Old Republic.

    Beware! Do not waste your money. My realtor gave me an Old Republic home warranty when I bought my house in March. In my experience, OR spends all their efforts sending unqualified repairmen and trying to deny claims. When they finally sent out a tech to repair my first claim item, a broken microwave door, the fix lasted 2 days. That repairman was late, barely spoke English and approached the job like a screwball handyman with no particular knowledge - prying at the front of the microwave and scarring both the microwave and the cabinet in which it is mounted. The second microwave fix by a different repairman took 2 more trips to the house to diagnose and order parts. About 3 months passed before the microwave got fixed. Although it is now working, the repair part does not match the color of the microwave and the scratches from the first repair attempt remain.

    I also needed a built-in fridge and a dishwasher repaired. One guy looked at the fridge, which has a torn gasket that leaks cold air out into the kitchen. I have since learned that this is a common design flaw for this fridge. The repairman said the last one he repaired took 4 hours and they had to drill through the face of the door - that he had trouble getting it back together and that he didn't want to touch it. He was not authorized to repair that brand. Then I asked for an authorized repairman for the fridge and had another service call by another guy. After he arrived, I learned that he was not an authorized tech for that brand either. Although he was willing to "try" to fix it, I declined and you would too as he did not inspire the least bit of confidence. I stayed home from work for a day to meet with this guy. After several more phone calls, OR and their unqualified repairmen wore me down and I decided not to even try to fix the fridge fearing that the fix will be worse than the problem.

    After all of this incompetence and hours of my wasted time, I then focused on trying to get the dishwasher repaired and asked for a factory authorized repairman for the dishwasher (a more pressing problem than the fridge as the dishwasher door keeps falling open and hitting the floor). I fielded several calls from repairmen who wanted to come over and try to fix it. One came over and said he did not think it could be fixed, but he was also not a factory authorized repairman so he was not sure. I then insisted that OR find me a factory authorized repairman for my brand of dishwasher and they said they would find one.

    During several more initial dishwasher appointment calls from other repairmen, I asked and was told by each repairman trying to come fix it that they were not factory authorized as I had requested. The repairmen said they would tell OR of my need to have an authorized service person and I would also call OR after each service appointment attempt. But then the next guy who called would again not be authorized and around we would go again. OR has said they will not replace the dishwasher either. There is no common thread to my claims in OR records other than delay tactics and excuses.

    Meanwhile, about every 2 weeks I get form letters from OR saying they are working on my fridge and dishwasher claims and will respond promptly. These letters seem to be their attempt to comply with some California law documenting that they are not letting these open claims slide. They are in fact not working on my claims and they are wasting my time. These are common appliance brands and I live in Southern California where refrigerators and dishwashers of all brands abound, but OR keeps telling me they cannot find authorized repairmen for fridge or dishwasher. Three times I have been through this drill with OR about the dishwasher. I started asking for these fridge and dishwasher repairs in March and it is now Christmas.

    Why doesn't the CA Department of Consumer Affairs crack down on these scams? I have taken the time to write this review in hopes of warning others. Save your time and money, self-insure for appliance repair and replacement, and forget the useless warranty.

    This is a scam! When we request a service call, they send someone out in a timely manner. Then we are told that it cannot be covered with our warranty because there is always some loophole in the contract. But they still make you pay the $100 trade call fee on top of having to pay a contractor full price to fix the problem. We have had this happen to us twice with Old Republic Home Warranty. We bought this warranty because our realtor recommended it to us because we bought a 14-year-old home. We will not renew our contract with them! I just read many reviews that back up what I am saying. Do not waste your money!

    One of the reviews I read was about a water heater service request that was denied b/c it was not installed properly. We were told the exact same thing. Then they said that the reason it's leaking prematurely is b/c of the poor installation. I'm sorry, but the water heater is 15 yrs. old. I don't call that a premature leak, and I highly doubt it was installed wrong if it has lasted 15 yrs! So in the end, we paid Old Republic $100 & then had to pay the plumber, $1200.

    After moving into our new home, the ignition switch on our furnace failed. I contacted ORHP and they provided me the telephone number for their authorized repairman. After multiple failed attempts to contact ORHP's repairman and repeated consultations with ORHP over the course of several days, I contacted a local furnace repairman and the furnace ignition switch was replaced. The service call and component cost $450. ORHP denied my claim for reimbursement, stating the failed furnace ignition switch was a pre-existing condition. After repeated attempts to persuade ORHP to reverse their decision, I let it go. However, I want to warn other people who may be considering ORHP for a home warranty to look elsewhere.

    Old Republic Home Protection is a scam. The air in my son's room was not cooling so we called ORHP. Then they gave us this technician, "Oliver Air" vacation. He called after a week. We scheduled an appointment for him to check the problem. He said there was something wrong with the air pan, and it will cost $140 for the fix because the insurance does not cover it. We gave him the money plus the service fee, then the next day, the air stopped working. We called ORHP and they said they will tell Oliver Air to come back and fix the problem. When we did not hear from Oliver, we called and he said, "The air was working," before he left and there is nothing else he can do. Really, after taking our money?

    Anyway, we called ORHP, and they were on the technician's side and the supervisors were very rude. Now we lost almost $200, my son's room is still very hot. Please let me know if anyone wants to sue this company because I am very ready. I have not heard about this company before. We got this insurance for buying a house sold by a ReMax realtor and someone needs to tell them to stop using ORHP if they care about their clients and buyers. This is not a real company. They are fraud, especially when you cannot find one person that has something good to say about them.

    I was so excited to buy my first home. It had a home warranty and everything which is great because my dishwasher stopped working right after I moved in. I called and scheduled a service call for it and my refrigerator with Bradley. It was the last day of my policy but he said it was okay. How wonderful! I gave adequate time for them to contact me with a service time, and after almost a month, no call! So, I called back and found out Bradley had cancelled my service order immediately after making it! How dishonest! I told Oscar this was ridiculous! He was rude but rescheduled the call. I asked to speak to a supervisor and he told me no. After I made the second service order, I called back and asked for a supervisor. I expressed my concerns with them and they told me I was lucky to have gotten a second service call because my policy was expired! I said, "Whoa, if my original service order had not been cancelled, we wouldn't be having this conversation!"

    Then, the supervisor insulted me for having waited almost a month to call back. I said, "Excuse me, I am a busy woman! I own a business in the mall, just bought a new house, and just got into a car accident where I was stopped at a red light and was hit so hard by a texting 24-year old. My spinal process in the lumbar vertebrae was fractured!" So, I did not notice how much time had passed! And she was, "Well, if it were me, I still would have called back within a month!" I said, "I am! It's two days short of a month!" I am so appalled by the unprofessional people they have working there. This is absolutely disgusting business practice and they should be ashamed of themselves!

    I'm not sure if a good home warranty company really exists. It seems like nobody is ever happy with theirs. But my experiences with Old Republic haven't been great. All of mine have been with AC repair, having very old units break down - they'll do everything possible to not replace them, and end up having to come out multiple times to fix the same units. You'd think they'd just replace it to save themselves the money in the long run with all the calls? But perhaps it comes down to wanting that $55 service fee as often as possible.

    My most recent experience was with an AC unit that went down. They sent out a technician who determined the accumulator had a leak and needed replacement. I decided to bite the bullet and just cash-out for the repair, and pay for the new unit out of pocket. After the new unit was installed, we discovered that there was also an issue with the air handler that contributed to things not working right - I was told I had to call Old Republic again and set up a new work order. In my mind, the AC was broken and if there are multiple causes, then those should all be addressed on the same work order. I could have lived with their insistence on a separate work order (and $55), but the representative was extremely argumentative about it. A customer-driven company would understand this is a singular issue, and not try charging you multiple times to fix that one issue. It's not fun feeling taken advantage of in the middle of the Arizona heat! A little understanding and compassion at least would have been nice, rather than a "take it or leave it" response from them.

    I rarely give online reviews, but felt like other users should know. Do some research on other warranty companies. I'll definitely be looking around before renewing with Old Republic again.
