    Absolutely the worst company I’ve ever dealt with and has some slimy business practices. Good luck getting an actual person to answer their phone. I never have an escrow account. I’m perfectly capable of managing payment of insurance and taxes myself. I sent them a coverage page for my insurance, and with no authorization, they signed me up for an escrow account and upped my payment.

    Absolutely god awful customer service. Attempting to pay off our loan, and the plainly offshored phone support provided the wrong instructions, insisted the wire was being processed for 7 days before finally escalating, who then told me the wire had not been processed and returned, AFTER the payoff quote end date.

    My loan was transferred to Onity earlier this year. They have the most terrible communication. They don't reply to online messages or call back. The hold time is way too long. But, when you eventually do get hold of a representative, they are friendly and courteous. I had requested a new escrow analysis due to a significant decrease in my homeowners insurance premium. I was advised it would be done within 2 weeks. It's been almost a month and it has yet to be done.

    We sold our house and they told us we owed them $487. So we wire them the money then we are going to buy our new house and they are saying we still owe them $2,100 for an escrow shortage but this is all after we have already sold and signed all paper work. Currently sitting on the phone with them for an hour to figure out what’s going on. Awful awful experience.

    I have had mortgages for three decades and never had any problems. This company is a mess!!! My mortgage check NEVER cleared that I sent 2 weeks ago. When I called with concern, they are saying I've been credited a different amount (which also magically never cleared my checking account). They can't provide check numbers or basic information. It's very stressful and unnecessary. It's a basic payment. We are easy customers that pay on time, in full, every single month. It's not difficult!!!! I STILL don't know where we stand. Never had a problem with PNC. Onity sucks and borderline seems fraudulent.

    PHH Mortgage changed their name to Onity this year. Our mortgage was down to its last payment and our account has always been on auto-pay. A few days after our mortgage was supposed to be paid off, I logged on to find that the auto-pay had been turned off, a payment couldn't be made online and our payment is now late, which we NEVER had happen before.

    I called, the lady I spoke with was very friendly and explained that our last payment had to be done by a certified method (ie. wire transfer, certified check, money order, etc) and then asked me if I would like a payoff quote for our account. I pressed as to why they didn't automatically send us this information BEFORE our payment was due and she didn't have an answer other than it is policy. Then she wanted to charge me $30 to get a payoff quote, which is something they should just automatically provide to those that are down to their last payment. After continuing to explain that I didn't understand how this is policy, she offered to waive the $30 payoff quote fee. How does this even happen?! Unbelievable that they wouldn't provide a customer that is on their last payment, the means and information necessary to pay off their account BEFORE their due date. Instead I had to call and ask?!

    If I could give this company zero I would. I got my loan in March. It was sold immediately to Franny Maye, and then to PHH and then to Onity. I never received any documentation, a letter and email, etc. to this day. I was following up with them because they came up on my credit report as my mortgage lender, they could not find my mortgage for months. They suggested that I email their research team, which I did no response. I was calling a couple of times a month, still nothing until three days ago when they were able to find my loan, they then expected me to do a lump sum payment for the outstanding mortgage.

    I asked if I could pay in installments just due to daily withdrawal limits, and I have spent the last two days trying to work through this. There is a constant back-and-forth because I don’t believe they understand what I’m trying to do. They also charge me late fees on the mortgage. Is this actually a company or a front because I cannot believe this is what I’m having to deal with. I’ve dealt with several other mortgage companies in the past with my other mortgage when it’s been sold and I’ve always had communication to reach out for confirmation. Customer service has always been very helpful. I would encourage you all to avoid this company like the plague.

    The worst company ever!!!! They charged me $1,447.92 because they did not receive my payment. I understand a late fee but that amount, is a shame!!! It is unacceptable!!! I spoke to the representative and my portfolio manager, and they both told me there is nothing to do. The portfolio manager said, "We called you guys letting you now about the payments to do." I said yes but no one never told me about that high penalty and he said quote: "that information is irrelevant." This is a shame. Personally, this is going to be the first and last time I use this company. Never again. I am very disappointed!!! It is a shame!!!

    Charging $3000 in fees 3 years after a potential foreclosure where all fees and payments were PAID IN FULL. What a shocking bill to receive in 2026 when these items were PAID IN FULL in 2023. They said they added it in 2023, but I got the bill in 2026!!! Beware! They're coming after me and my social security income. If anyone is interested in a civil lawsuit, please contact me at **.

    My mortgage was previously PHH. A FEW WEEKS ago I noticed my mortgage company name change to Onity Mortgage. So far I had poor experience with this company. Customer service is the worst experience ever the people were so rude and ignorant. I called two different times with the same question and I got two different answers. If I could give them a negative star rating, I would.

    The worst mortgage company I have ever had, and I'm over 60 years old. Problem #1, three times a call from that mortgage company was scheduled with me and two others - never came those three times. Problem #2, the menu on the phone and the AI chat on their website are both complete crap. Problem #3, they sent a payoff amount on one day, good through our closing date. After closing, and paying the payoff in full, they claimed I owed a few more thousand because they allegedly paid taxes the day after the payoff letter was sent. And, by the way, someone tried to call me twice without success. Yeah, right. They never contacted me by my email nor posted anything on my Onity webpage regarding any immediate or important issues. DO NOT DO BUSINESS WITH THIS COMPANY.

    If I could give negative stars, I would. Had my mortgage with Summit for 5+ years. There were NO problems. Summit sold to Onity. First payment through my bank and they “don’t process for 4 business days”; “7-10 business days”; then “it’s your bank”. They are TRYING to stall processing of my payment to, what charge me late fees, discredit my loan?!? I have paid 2x now-once through my bank, once on their portal and NEITHER have been processed yet my bank shows receipt out on the 1st and I have their portal receipt for 05/07/2026. I think all customer service reps are bots. They are definitely a call center with ZERO mortgage experience. I think they are doing scammy things. I don’t want to refi because I have a GREAT low interest rate! I’m held captive!!

    They are scammers. They took $1040 to put towards my escrow account and never applied it. The overseas representative was extremely rude and told me to contact my attorney and then hung up on me.

    By far the absolute worst, most unethical corporate group I've ever dealt with. The continual omission of the full picture from their representatives, their unwillingness to help until I filed a complaint with state and federal regulatory bodies, and intentional dragging of their feet in every interaction - I couldn't begin to imagine anyone working here can sleep well at night. This is a tragedy that this kind of institution can exist in the 21st century, surviving off of extractive, zero-sum tactics vs. actually creating value via a better experience.

    My mortgage was sold to PHH within the first couple months of buying my house. I immediately started having issues with them processing payments on time, adding late fees while on automatic withdrawal. I set up a separate bank account specifically for my house payment. I would transfer $250 to this account every week. My mortgage payment was the only thing coming out of this account. Everything was going smooth or so I thought. After taking the first 3 or 4 (January- March) months' worth of payments from this account without incident.

    Fast forward to July, I receive a notice from PHH stating my payment was behind 4 months and they were going to start foreclosure. I called them and they informed me no payment has been made. I told them its setup on automatic withdrawal. They inform me that there is not an automatic withdrawal setup on my account. I log into my bank account and all the money is just sitting there. I tell the representative to take the payments out and reset this account for automatic withdrawal. She does. It lasts for 5 months, then the same thing happens. Luckily, I caught it in time before I received any more BS charges.

    Over the nearly 8 years, this has happened many times. In July of 2025, I had to apply for a loan modification due to hitting a very rough time in life. I get approved, and they send the forms. I recieved them 2 days before the deadline to return them. I call them and they tell me they will notate the account and go ahead and fill them out. So, I fill them out, notarized them and sent them back. Only to be informed they "they got them past the deadline". They sent out a new set of forms, I filled them out, signed and notarized them, sent them out the same day, only for them to say they were returned too late. Unfortunately, now I have to sell the house due to their "strict policies" that only seem to benefit them. If you have to do business with this company, I sure wish you the best.

    I called and asked for a hard copy of my interest paid for 2025 for my taxes, as I do not have a home computer or a printer. The representative on the phone would not request it, just kept saying go on the website. I am requesting a hard copy to be mailed to my address. Please.

    PHH Mortgage has been extremely difficult to communicate with. Every week I call two or three times, and every single time I receive different and often incorrect information from their representatives. It feels like no one is on the same page, and the lack of knowledge is alarming. Their communication is so unclear and inconsistent that I genuinely feel stressed and overwhelmed every time I have to speak with them. I’m a single mom with young children, and their mistakes and misinformation make me constantly worry about my home and my stability. It’s very concerning that a mortgage company takes serious issues so lightly and continues giving customers the wrong information. No one should have to fight this hard just to get accurate answers about their own mortgage. The level of confusion and disorganization at PHH Mortgage is unacceptable.

    PHH lied about a payment made for March 1st payment. The PHH representative said, they never received it, but it showed received on Feb 22. I track my payments. Now for April payment, they are late sending out the statements with the payment stub. They conveniently state that you can go to their website to get the statement. This comes just before their supposedly name change to Onity, which is supposed to mean “where on it.” :) Well the payment was applied on March 2 after I was told they hadn’t received it. See transscript below say to go to website to make payment.

    We must remember that this company was Ocwen Mortgage before they changed their name after fraudulently foreclosing on many families for reasons that Ocwen set their account up to show flaws in their customer accounts. Even now, PHH Mortgage holds my payments for no reason other than I sent it early.

    I would give this a negative star review if I could. They have absolutely messed up our February payment. Their system is archaic and doesn’t show payments made. We have been on the phone with them probably 5 times this month trying to get it fixed. Payment made on 1/30 and still hasn’t posted!!

    They are nearly impossible to get ahold of. I’ve been trying to call all day because I’m having issues with their website. They just bought out my mortgage and I wish they didn’t. Still waiting for an email back in hopes someone will just CALL ME to answer my questions so I can be on my way. Ridiculous.

    I have had this mortgage lender for over 5 years. I am not satisfied with their services. I understand that taxes/home insurance go up, but at the same time I wish I could have the opportunity to be able to make up the money difference in my account to keep it the same/or close enough to the original house payment. I am just not satisfied at all.

    Hello, I closed on my house on 11/15. In order to close I paid full FL property tax. I had the property tax money in an escrow account. I never got the refund for the property tax around $10.000. I already had 3 phone calls with support that everyone keeps giving me different information and saying they will call me back and never do it. Also, they have no idea where my money is as they claimed it was sent to payment. I contacted the tax collector that not only said the day they claimed the wire transfer was made was totally incorrect but also that the money never went through.

    This mortgage lender should have been forced to CLOSE DOWN years ago! This company uses predatory behavior, 1. Put your account number and zip code:

    Then it immediately tells me " We are having phone difficulties!" 2. Call back, put info and zip code: " We are CLOSED, call back during business hours!" 130 pm eastern standard time. Then I call back from a different phone number and push zero and it operator answered and said they had no problems with their phone! I'm trying to resolve an issue with my house payment, changing over from Rocket Mortgage.

    I have already submitted to the BBB and CFPB: I have requested a mortgage assistance since August 2025, I have jumped through all hoops they have provided. Which has resulted in me filing three different mortgage assistance applications with them. They always have an excuse of why they haven't processed it. 1. their phones have the message "due to unforeseen technical difficulties we are unable to take your call at this time." 2. I sent the documents they request in full to their email they request them to be sent to- they claim they cannot view them which results in me having to send them in different formats only for them to claim they still cannot view them. 3. I pay to have them faxed and have proof they are legible and sent and delivered to which they claim again- they cannot read them.

    4. I then spend $25.00 to send them through UPS tracked and verified they are delivered for them to them say they need 3-5 days to process and they will let me know if they need anything else, I then call them after not hearing anything to be told that the "FINAL" piece of information they needed was a letter from me address why we defaulted to be printed, signed, and emailed to them. Which was completed and sent in. To which again I was told I would receive a call if they needed anything else. 5. I receive a call from them AFTER the fact that they again denied the mortgage assistance claiming they were missing another letter they were wanting. THE ONLY ISSUE IS THEY NEVER NOTIFIED ME THERE WAS ANOTHER LETTER NEEDED. They denied the application the same day the document was due which was 11/04/25 and the SAME day they stated it was needed.

    When I attempted to send it in, they stated I had to REAPPLY for the mortgage assistance again. On the same call I was told this could not be done on the phone but online. 6. I log into the portal today to start this process AGAIN only to not be able to do it online which results in me calling them for 40 minutes again to get the process started to just set up a payment plan with them. To which I am told they can't do it over the phone, and since I can't do it online, a manager will need to call me back.

    Now mind you, they have said a manager will call be back since August and it has never happened. I am stuck because I can't get the application processed, they mess with you, I can't even make a payment unless it's through certified funds and the entire past due amount, and I can't get anyone to help me. My husband is a 100% permanently disabled vet, and he has had health issues the last year which has resulted in loss of income and incurred unforeseen costs and we are fighting to do the right thing and can't get any help whatsoever. I have never experienced anything like this in a mortgage company.

    My mortgage was paid off. PHH Mortgage claims to be taking it over with a balance. I provided documentation from the servicer that had my mortgage to include payoff letter and payoff statement. The person I was speaking with did not even know who the prior servicer was and this was in the escalation department. After several concerning calls, I called the servicer that had my loan. They were shocked the documentation provided was not sufficient (they had also filed the release of deed). They also looked more into my records that they had and said my mortgage had NOT been sold. They asked if I was sure, it was PHH Mortgage and not a scam. I had called numbers on the official PHH Mortgage website to ensure it was not a scam or at least not another party.

    PHH Mortgage is now reporting on my credit reports (all 3) which I filed disputes as they are NOT a valid creditor, and I need to make sure they have not inappropriately filed a lien on our home. They do not even check facts before doing all this. Even some of the information they say they have does not match my records nor that of the prior servicer. Also, they indicated they did not take over servicing until 10/1 yet then they talk about records they have for receiving payments that are not correct from amount and timing (plus they originally said payments prior to 10/1 stay with the old servicer). My prior servicer representative, who also spoke with her manager as she looked into this said to be very careful with regards to calls from them given my mortgage was not sold. Now seeing other things about PHH on the web I am highly concerned I have to deal with something I should not have to spend a moment of my time with.

    Applied for a refi. I have 810 -820 scored, dti 43%, loan to value 50%. No appraisal needed, no Verification of assets needed, on SS and Pension so no VOE. Took 30 fays to close???? Mortgage payment applied 8/25 - processor fully aware and a funding date of 9/3. Mortgage payoff was not updated making the payoff used higher than actual principal balance. Advised Processor - she argued for 2-3 days the payoff was correct, I had to send her screenshots of their system showing the principal payoff was $919 too high, a refund was due. Ended up getting her supervisor who said she had no access to servicing yet would check on it.

    Then told the principal overage was applied to a fully funded new escrow account??

    Finally received agreement a refund check would be sent. The check will be $1,707?? Told PHH supervisor it is too high, it should be $919 and some cents. No, servicing has calculated it and it's correct. Again said it's too high. They sent 1,707. A week later I get an escrow statement and see they dropped my homeowners insurance from escrow. Customer service is terrible. The experience of the processor, supervisor and servicing people are truly questionable. I built and managed 17 residential mortgage wholesale centers - the loan should have closed in 15 days without the numerous errors. Worst experience - wouldn’t recommend them at all, at least not this center. Southern California.

    Wish I would have seen these reviews before getting PHH mortgage. They are AWFUL! Customer service and management is unprofessional, not knowledgeable, giving out wrong info. We had to go through a financial difficult time and asked for financial assistance. Not just did it take them 2 month to make a decision, in that time frame they repeatedly asked for the same docs again, just to make the process take even longer. We have only one income. Had to pay for two mortgages because our tenant stopped paying and we had to evict them, we have kids and yet, they declined giving us mortgage assistance for the home we live in.

    I WILL NOT EVER RECOMMEND THEM! Customer service rep said we are approved. Manager said that it is still pending. We expedited it, which got ignored and it still took 3 weeks to get back to us only to say we are not approved. THEY OFFER NO FINANCIAL ASSISTANCE if you are in financial crisis! They didn't even provide a reason why they declined us.

    AVOID THIS MORTGAGE COMPANY AT ALL COSTS! I (unfortunately) have two mortgages with this company, both of which were sold to PHH! I'm not considered "late" until after the 16th of each month. My credit score is 838, yet they continually call me incessantly, expecting me to pay both mortgages by the 1st, which won't happen! I just made my second mortgage payment last night (the 12th), and they called me on the 13th, asking where my payment is! And 1) Why doesn't he see that on his end in the system, and 2) It's not the 16th yet! Everyone that works there are foreigners with extremely heavy accents!! STAY AWAY FROM THIS COMPANY! HORRIBLE!!!

    On September 8, 2025, I received an invoice for renewal of my commercial property insurance, which is to be paid by my mortgage company. Despite repeated reminders, the payment was not made by the due date. Your representatives repeatedly gave me false information, including claims that the payment was “pending” and later “overnighted” on September 25. After several follow-ups, I was finally told the truth: no payment had been made at all.

    This failure has created unnecessary risk of lapse in coverage on my property, and your staff has: Provided fraudulent or misleading information on at least two occasions. Failed to communicate any documentation needs directly to me. Refused to escalate my case to a supervisor or manager despite repeated requests. Created additional barriers with poor service and lack of clear communication.
