Four years ago Guild was notified I had been awarded the house in a divorce and to remove my ex-wife from the mortgage. They still have not done so. I am sitting here with escrow refund check that cannot be cashed because my ex wife's name is on the check. They did admit they received a copy of the divorce decree four years ago. Glad I refinanced with another company.

My husband and I had this company in az. I remember there were problems yrs back but they were eventually corrected. My husband and I moved to a different state. While we are getting settling I'm the only one working so my husband was doing most of the leg work. Since we were prior client Alan claimed he help us "fast track" the loan. Alan never consulted with me on any big changes. My husband and I agreed on money for the house and money for rebuilding our lives. The first five minutes of the first conversation Alan threatened the house we were buying and insulted me. Claiming my past job weren't up to his imaginary standards. Clearly that's upsetting so I told my husband to take the phone.
The last straw was when I got another request for more money to "fast track" the appraisal. I asked Alan ** to call me back. Alan didn't call me. He called my husband four times. Then I had to massage him to call me. Clearly he either hates me or hates women. I said I wasn't going to pay the fast track fee and I wanted an explanation to why they had now claimed all of our savings. He flat out denied knowing about the "fast track" fee. He placed me on hold and oddly that was the only thing he was sorry about. Just not enough to change the price before closing. Funny thing is I never approved the extra $150. P.S. It took almost two months to close this loan and I just one person being considered. ($600 for an appraisal. Yo did you hire Ray **? He missed that giant hole in the house. We found it because of that huge draft. $600 wasted for a criminal.)
12/30 huge hole in a water pipe. Huh missed that on the inspection paperwork. Seems odd too nobody's can find it be the inspector can't. Alan was also advised it might be who of him to list contractors he works with so we didn't just think they were solicitors and junks mail. He abruptly cut me off in that conversation. He's 4000 miles away from where we live, but Alan will rewrite history as if he was standing in the living room with you. He was then annoyed I was sending him my paycheck stubs as requested because he was "no longer" counting my "little weekend job". When we were trying to get our income to debt ratio where it needed to be. I called Alan to see what we needed to pay off. He called my husband but not me. Then denies ever getting the call.
Alan fast track nothing stole all of our savings and for what? You would have thought we were asking for a ** ton of money. With all he put us through $116,000 was the loan amount. Those jobs Alan thought so little of. Well he did his hardest to get me fire. Alan had a letter, paycheck stub and verbal confirmation I worked there. We were going to sign on a Friday. They were blowing up the phone on a half day getting someone to again verify I worked there. They were even harassing me at my job. My boss had take the call on her day off. Idk if this company is just too big or incompetent, but you're double and tripling work because they can just read their own files. They verified my car was paid off twice.
Alan somehow managed to missed the insurance on the house. Our insurance had to call him weeks after we'd signed. He claimed he was sending a survey of how they did, but I didn't get that either. Shocker. I wish we'd listen to the real estate agents out here that advised us to find another lender. I don't care how much work a mortgage company would put me through in the future. I would never work with Alan **, his staff, or his company. You would have thought it was their first ever mortgage. So sad you feel the need to treat people with such contempt. Alan you need to work your anger out in a more constructive way.
I'd like to pay the mortgage in advance, but I don't have a bill or any usable information to pay it with. Another shocker. Good luck file a complaint. Nobody in the company knows anything other than "I'm sorry," verifying who you are, knowing their days off and writing email. They never adhere to their 48 hr policies. Conrad states he's working on it, but you get mad enough and all of a sudden Irene says, "You need to email a complaint. We didn't know about this." Now it the holidays and they can't help even though this started 12/14. I was told I can refinance, but why. How about you clean up you mess. I asked that Alan not contact me on 12/14 that weekend. He sent me several emails like there wasn't a problem.

I've had my fixed-rate loan with this company for a couple of years. Recently, I was sent a statement demanding that I pay $410 more per month (for twelve months). My taxes and insurance did not go up. When I called to straighten out the matter I was pretty much told that they would not review the case. I had to make 12 phones calls and consult with an attorney in order to get the mistake straightened out. Even then, they (Guild) still wanted me to pay significantly more per month. This is what people refer to as an "escrow nightmare". Keep in mind that my insurance and taxes did not go up and I was never late with a payment. In the end the only solution was to drop escrow because Guild would not admit that their calculations were wrong...DON'T USE THIS COMPANY.

We recently moved from NY to SC & were in the process of buying a new home. We were referred by our realtor to Brent ** at Guild Mortgage & it was a horrible experience. He loves to send video messages of himself talking but not addressing any questions we had. My husband was supposed to be on the mortgage & we were told we had stipulations to take care of prior to closing on the house. The stipulations changed but Brent never notified us & we took care of items that didn't need to be done, which was not only an inconvenience & a waste of our time, but also a waste of our financial resources. Then Brent removed my husband as a borrower from the mortgage but didn't communicate this with us. Then 3 days prior to closing, he strong-armed us into signing a closing document that was inaccurate. He gave us his "word" that the document would be revised the next day but 2 days later it wasn't rectified.
I had text messages to him from months ago asking what the closing costs would be & when the costs were different from what he told me months ago, I naturally had questions. However, he didn't have clear or valid answers & is completely untrustworthy. Google dishonest car-salesman & Brent is your man. I would NEVER recommend Brent to anyone in the home-buying process. And since Brent is an employee of Guild Mortgage, I therefore have to steer you clear from Guild also. If this employee is the face of this company, it is an organization you should avoid. With the amount of money we were borrowing from Guild Mortgage, I would have expected better treatment. But clearly we are just another number.

I have been trying to contact this company to find out where do I make my second mortgage payment and no one has responded back. I did my closing June 29th 2021. They said at closing make 1st payment to Guild Mortgage but the 2nd payment wait to receive a letter with instructions. Never received it.. So unprofessional .. I've emailed Amy ** the underwriter and no response yet and that was 10 days ago... Run. They don't reach back to customers and this is all new to me..

My husband passed away and I have been trying to work on getting the loan and house in my name. I can not get a phone call back from anyone at this company! I am his legal wife and beneficiary of his will yet they will not talk to me. I am so irritated. I have been dealing with this for 8 months now. I think they are horrible.

Let me start off by saying that I have had 2 home loans in the past with Guild Mortgage and never have I experienced any discomfort as now. My loan officers in the past were Eva ** and Claire. My past experience was pleasant and that is why I thought about my 3rd loan with Guild Mortgage. I had sent my information to Bonita ** and her assistant Fatima ** back in February. I was told my credit is great and the amount me and my partner would qualify for etc. I emailed Both of them several times for updates. I emailed Bonita on April 10 regarding the details of the different programs that they have available and No response back. My realtor has not been able to get in touch with Bonita. She has left her several messages and emails. Bonita has not responded to me in over a week. My boyfriend who also emailed her for an update after sending her all his personal documents and cannot get a response back from her.
Today I emailed her letting her know that I would be leaving a review and what a surprise she decided to reply. This is very inconsiderate on her behalf. Especially when trying to purchase a home. I'm very disappointed with the outcome and how we have been treated. This should be embarrassing for Guild Mortgage. It’s clear that customer service is not important. I highly believe in valuing your customers your returning customers. Reputation is so important!! I will open a loan somewhere else. Today I would not recommend Guild Mortgage.

I need to close on my house and needed a signature to be able to fully close. They have made the whole process a living #3/\ for me. Finally, when I get ahold of someone to finally move the process faster they inform me that it will take 6 more days to complete the signing. Which everyday I am paying on my taxes for them. Completely ridiculous. Do not recommend if you are actually do something with your home.

WHAT A NIGHTMARE!!! Tried three hundred times over a month to reach the loan servicing department during covid. AFTER 9 hours on hold I finally got through. I wanted to put my mortgage into forbearance and they REFUSED. THEY are literally breaking the law.

The communication between our lender and us was great. He kept us informed every step of the way. Previous companies I've worked with, it was a constant guessing game; no returned calls. Guild was great with us.

Your Prescott Arizona office is broken. You'll want to investigate the "**" "Team" (joke), with Danielle, Larissa, and the others as they have together managed to create the most dysfunctional and specious mortgage experience we've ever experienced. My wife and I agree, (we're old and experienced) as we've, over a lifetime of real estate sales and purchases, done close to 50 mortgages for ourselves, and for my real estate and business clients in the Silicon Valley, California... I have never before witnessed such dysfunction in a mortgage transaction, and it's due to the people in charge of your Prescott, AZ offices. I can write in great detail about our many "OMG" moments, but if you really care about the bad experiences your customers endure because of the wrong people running your operations there, you will find ample support for my opinion.

I started a refinance with Guild 10/22/20. They have yet to complete the refinance. They have consistently neglected to contact me when they need information from me; rather I find out by calling to see what is taking so much time. I am flabbergasted that a reputable company has such lax standards of service. They hold my current mortgage, which was processed in 30 days 5 years ago. I had no idea when I started this refinance that it would be so frustrating.

The senior loan payoff specialist did not do her job. AFTER we closed, I was notified that an insurance payment was made, on the day of closing (30 days before the payment was due). I tried to resolve, but they were more offended that I called them directly and didn’t want to help me directly. Instead of calling me, the loan specialist called my escrow officer and threatened to return ALL of the money for the sale if I didn’t pay the $1500+ For the full year of homeowners insurance within 24 hours. Mind you, at this point, I didn’t even own the house any longer. This payment was not disclosed prior to sale. It came back on the day of the sale. If you have people that are "payoff specialists", then they should be fully aware of all activities on the loan.

My parents and I bought a house for my sister's family to live in on a Cornerstone loan. They were elderly and retired. We created joint trust for them. When dad passed we created a sole trust for my mother with all property in it. We did not want to refi because mom was very old. The Trust made payments as usual. Cornerstone was bought by Guild so we made payments to them. I set up a Trust for myself with all my property in it. When mom passed we sold the house. We needed to change the ownership on the loan to match the trust names. Our original Cornerstone agent was still with Guild and had the loan. We asked him to work with Guild to get the deed papers realized on the loan. He did not want to get involved and said they sold the Cornerstone loans to an outfit called Dovenmeuhle Mortgage. He said I had to call them (despite the fact our statements came from Guild and we were paying them!).
Dovenmeuhle took hours in queue to get a human. Their people were total idiots and unable to do anything about our problem. We could not distribute the trust without refunds on the mortgage and property insurance. Even my lawyer (whom I spent a lot of money on) could not get them to budge. I raised heck with our agent and demanded he do is job. Finally they said they would issue the check. But they screwed up and the check was made to my dead parents (not cashable). I voided it and sent a terse letter demanding the check be reissued as two checks, one to mother's trust and the other to mine. They refused to give us direct contact to a manager or their "special projects team" supposedly handling it. All I could do is call their danged customer care number and go through the entire Alices' Restaurant Massacree with them.
During all this, we received no calls from them, just an occasional letter here and there saying they were working on it. At this point I had about 3-4 days on the phone we these people. Three months and many hours on the phone later we finally got the checks. Saturday, we got our 1098 mortgage interest statement FROM GUILD MORTGAGE with the original loan names on it. These idiots DID NOT correct their data and filed incorrectly with the IRS. I called the Agent who did not want to get involved. So I found out contact for Chad **, the DM over all the eastern US and tried to call him. My call was routed to the St. Louis office (Guild Corporate is harder to reach than the President). I left msg to have him call me.
Then I called back and asked to speak with Angi ** who is in charge of MO and came from Cornerstone. She was "not available". I left msg for her to call back. Nothing happened. I do know this: everybody there knows that Dovenmuehle is incapable of handling loan issues per federal law. Nobody knows what to do with them so they let the customer go nuts doing their job for them. I believe this may be a violation of federal lending laws. It is not my job to do their job dealing with a broken 3rd party company. I have demanded the Guild assign a POC to handle all old loans via a direct corporate POC at Dovenmeuhle, and this process be socialized to all Agents.
RECOMMENDATION: Only get a loan from an old-line company working under the same name they have had for years. Doing business with globalist "Uberized" corporations that contract out everything does not work. Companies who do not do their own loans and handle the payments and databasing under one roof are an unacceptable risk. If they don't hurry up I will not be able to file taxes. I need two 1098, with 50% of the interest allocated to each Trust.

Received a pre qualification, submitted all the documents requested, found a house after weeks of searching, found the perfect home. I was told by the mortgage company all was good. Paid $600 for an appraisal, $600 for an inspection and put down $3,000 in earnest money. A closing day was set after they had me purchase homeowners insurance. I was given the rates, and 5 days before closing was told all was good. The day before closing they contacted me asking for over a dozen new items, 2 of which I had no way to get (catch 22). So not only did I lose the house, I am losing the $1200 in appraisal and inspection fees as well as $3,000 in earnest money, due to Guild Mortgage either being liars or incompetent. So if you want to lose $4,200 of your hard earned money, feel free to use Guild Mortgage. They told me “So Sorry”, that doesn’t replace the $4,200 I am losing because of them.

As with other we started our refinance in Nov 20. It is now 2 week in Jan 21. We were told the closing cost were minimal that is why we agreed to refi. We were told the closing were 1200, but those would go down. Now they are 2890. That is not going down last I checked. They send you a list of documents that are needing. The same documents were already sent. They want us to sign documents about the extra closing but they did not include my new monthly payment. Wonder why. Then they call me at 830 at night. Word of advice, get everything in writing. Do not communicate via phone. I have decided to look at other companies. Very disappointing. But from what I am reading, it is not unusual. Good luck.

Original loan was through this company so I thought it would be easy to let them handle the refinance. WRONG. It took over 60 days to do a simple refinance. I literally had to reach out myself to the local office to make contact, figure out where the loan stood, and try to push it along. It was as if they had a stack of folders on their desk and they could not get through them. One person would blame the other, "our underwriter", "our processor", etc. Now that it is finally refinanced, I am going through my first two statements and I see where they paid my taxes TWICE this year after I was sure to mention in closing and before about taxes being paid when/how to ensure paid and not forgot, etc.
The 800 customer service number (between being on hold, etc. the phone call was over 30 minutes) the lady told me she could not see my old loan, then she could but that she could not see where a payment was made, then told me it was not. Then told me if it was I would have to try and get the payment back myself, Guild would not handle. I have now left a message for the local office twice. I did contact my county for the taxes and they did in fact receive two payments; however, they have a system set up to not take more than one payment so they sent a check back to Guild. (Apparently, Guild has not posted or at least I do not understand how that process works or how long it takes them to post to accounts). The lack of communication from Guild is ridiculous. I would not recommend anyone to this company and I will not use them again in the future.

Missed a full day at work because no paperwork sent to attorney. We were told last minute to bring $7500 to the table when originally told $6500. Unprofessional, not polite or kind. Eating food on calls.???

Guild Mortgage is an awful mortgage company. In the middle of a pandemic when they are supposed to be there to help, they’ve been unresponsive and after my request to go on forbearance due to being laid off from my job, they ignored my request and reported a late payment to the credit agencies. I cannot wait to refinance with a better company who cares about people going through hardships. I rated a 1 star because 0 is not an option.

Don't ever do business with them if you’re not fully aware of the finance process. They'll try to drain as much money as they possibly could to do your refinance/loan. They asked for my payoff statement four times in a very careless and unprofessional manner and expected me to pay for all the charges for these requests while they could've only pulled it once and save the money for the extra requests. They were also supposed to do a reissue for my MCC and I had to wait for two months after closing the loan and still haven't received the new MCC and when I followed up and called the eHousing they found out there's a mistake that needs to be corrected (If I didn't call and follow up they'd never knew about the mistake and just kept me hanging). JUST UNPROFESSIONAL, RECKLESS AND INCONSIDERATE.

Guild Mortgage Company add someone else flood insurance policy to my closing cost, and now I am getting the runaround trying to get my money back in the sum of $813.00, it's been more than two months and every day they say it's in the mail. This company have some very shady practices, just look at the reviews. Everybody is not lying, please avoid this company at all cost!!!.

Guild Mortgage has been servicing loans on two houses for me recently, one house sold, and the loan closed. Guild's automatic payment system still withdrew the money from my account. I contacted them as during these trying times with covid I could not afford these funds to be withdrawn. Customer service has been difficult to get ahold of, I've been hung up on, and treated very poorly. The worst part is that I have no way of getting my money back, so far. Causing me to have to borrow money to make ends meet. The Customer service department at Guild has been nothing short of terrible. Especially during tough times with The Covid 19 Pandemic.

You'd think in the midst of a global pandemic that companies like Guild would understand the hardship people are going through, but they could care less. In order for me to save my home and become current in my mortgage, I was placed on a 12 month "repayment plan" from $1800/mo, to $2597.16/mo!!! An increase of almost $800 EXTRA PER MONTH ($797.16 to be exact)! Once we finish with this "plan", we would've paid $31,165.92! How does this "plan" help us?
When I called to speak to a representative to request to have our payments on a 30 YEAR LOAN added to the end of our contract agreement, I was told they couldn't do that, and that THIS "plan" is the best they could do for me. SMH! My wife and I both work full time and we have other financial obligations that we're striving to meet as well (e.g. food, tuition, transportation, utilities). Unfortunately, Guild seems to believe their payment is the only thing homeowners should be concerned with paying.

We attempted to use Guild Mortgage, but after 2 weeks without even being able to get a pre-approval letter when we had the funds to buy the home outright, we switched and had a pre-approval in 5 minutes from another lender. The team and experience with Guild was awful and we are so grateful that we switched. Once away from Guild, the process went seamlessly. I would recommend anyone, and especially veterans, to use anyone else. Guild has no idea how to navigate the VA mortgage process and you deserve better.

This company is the worse. Their customer service is horrible. They cancel your insurance by not paying it out of escrow and force you to pay their expensive forced insurance. They refuse to give you the insurance information and policy number that they force you to pay for. STAY AWAY FROM THIS COMPANY. There are better companies that truly cares about their customers.

About a year ago, I had started out with another mortgage company and was getting the run around and then they started changing the terms of the loan. That's when I change mortgage companies and I couldn't be happier. After a year, I have not had any of the issues that others have mentioned. Online payments have been easy and everything has been taken care of on time. I would highly recommend Guild Mortgage Company to anyone looking for a good company to work with.

I'm not using them as a buyer but dealing with them as a seller. They just asked for a 3rd extension which will put them at 45 days if they actually follow through. I'm pretty close to just just cancelling and going back on the market. I will definitely think very hard about ever accepting any offers with them as the pre-approval company.

Storm damage, leaking roof and no it isn't the insurance company that has made my life hell. Unlike most mortgage companies Guild will not send a release of funds so a contractor can be paid. I overnighted the insurance check, paid them an additional $20 money order to overnight the endorsed check back. Only to find out a week later that they only check their mail once a week and only one person can sign off on these checks and this special person is on vacation for another 5 days. So here I am, rain in the forecast and not to mention scheduling a roofing crew is not overnight. Horrible practices, horrible customer service... oh did I mention I have spent almost 2 hours on hold during this entire process? I have been without a job for months due to Covid, I still pay my mortgage. However I cannot pay for a roof deposit and to think Guild will have had this check at least 2 weeks is infuriating.

The communication in their office and between customers needs to be worked on. We were 3 going on 4 weeks past closing date. I was told every day during that time that we would be closing “tomorrow“. To get any updates I had to obnoxiously call the loan officers cell because no one would tell me anything from the team line. Our loan officer waited to tell us till 3pm the day we were supposed to close that they were not ready and docs were not going to title on schedule. I had movers scheduled and repairs scheduled to be fixed, utilities were all moved over on that weekend so for me having to cancel in such short notice I was hit with cancellation fees and now have a bill from NV energy company for power I haven’t been using because we closed almost a month later.
I wanted this process to go as fast as possible so whenever my husband and I were asked for documents we had them sent back within 2 hours and then always being told no when I asked if there was anything else we needed to sign or provide, but we were always given more paper 2 weeks later. Most of the time they were the same documents we had already given them. We had to give them one paper 4 times and when I asked what was going on they said they couldn’t except it because the computer didn’t like the date, but my husband's was the exact same and they didn’t have a problem with that one.
What made me most furious about this mortgage company was the lying, holding up closing for docs they have had for weeks, not calling or emailing us or our realtor with updates, and getting our hopes up everyday that we were closing tomorrow. I would have accepted the fact that we weren’t able to close till 4 weeks later if that was what the loan officer would have told us but instead I was told the opposite and had to cancel movers and repairs 3 times before I finally stopped trusting their word. I will never refer this mortgage company to anyone.

We contacted Guild about a payment plan during the COVID pandemic as we did not want to fall behind with payments. Guild agreed to a payment plan and further stated they would not report late payments in any event to credit bureaus. Knowing the importance of staying current with our mortgage payments, my wife and I worked two full time jobs and sacrificed other expenses in order to pay our mortgage during the pandemic. Payments were made on time and the payment plan was followed.
We completed the payment plan the first week of July. Our reward from Guild was to report our account to credit bureaus for being 60 days late. If this is how Guild treats their customers during a global pandemic, when customers are doing everything in their power to pay off their mortgage during a time of unprecedented crisis, even while stating they would not report late payments to credit bureaus, you might imagine how they view their customers during normal times. The response we received from Guild about the negative reporting, which is not factually accurate: "The CARES ACT expired 6/1/20. Therefore, negative reporting began."

From the beginning Guild has provided very little help and flexibility in response to COVID, unlike many other lenders who were proactive and customer focused. And the "updated responses" on the website went from no options, to "We won't report you to credit bureaus for being late", to "You can skip a few payments but they'll all become due in full at the end of those few months" (how, how could that possibly help anyone? ), to "You can apply for hardship assistance and at the end we'll discuss options for repayment" (still unclear if the missed payments will be moved to the end of the loan term... like every single other lender is doing. And with a clear, easy, online, transparent process!). This experience has made me reconsider having Guild as my mortgage lender and I plan on refinancing with my credit union.

I am disappointed with this company, and am sharing my experience. I emailed the loan officer from the Pendleton, OR branch as I am looking to purchase a home in December, I had a few questions and was interested in potentially working with this company. I emailed 3 different companies, this one included. One company (Academy Mortgage Company) got back to me within an hour. The other (Banner Bank) got back to me the following week. This company, did NOT get back to me. It's been over a month. I even tried emailing the loan officer from the Hermiston, OR branch, nothing. I called today and waited on hold for at least 15 minutes. The customer service rep then told me I would have to be transferred to a counselor to make payment. Another 15 minutes and I just gave up. I have called previously three times in regard to other matters and they never return phone calls. When my forbearance was approved I never got a letter confirming this nor advising me of the conditions of said forbearance. The payment option should not be blocked if they can not answer their phones on a timely basis. Very frustrating. Use another mortgage company is possible.

I have received three phone calls for the same exact thing today! I paid my late mortgage payment this morning and have received three different phone calls from three different loan specialists about it all today? I explained to the First Lady who called then to the second guy. Mind you I waited no less than 15 minutes each time to speak to a live person!! Our insurance is escrowed through Guild and was due April 18th. Guild sent a bulk check to insurance company (without tracking) and is telling us it will take Nationwide 60-90 days to process. Meanwhile, Nationwide tells us they cash the payment as soon as it is received. No record of cashing check. Talked to someone at Guild whom stated that they have a 60 day grace period and assures us that insurance will not lapse. I want it in writing to cover ourselves. We will see if that is passed on to us.

I am very disappointed. After numerous times we had emails back and forward with Christopher ** Mortgage Consultant, we decided to fill up the application. No more than 19 hours later I had to email him back and politely asked him to withdraw our application, because of an emergency situation. We agreed not to proceed further, but a day after me and my husband’s credit score was checked regardless. Be aware, there is no way once you put your personal information to cancel your application confidentially. Of course his excuse was that he "reviewed" my application way before I was asking for withdraw-Big FAT LIE! You can imagine if they cannot respect your privacy, what problems you would have with them further. Not professional at all.

Guild Mortgage has been TERRIBLE providing relief related to COVID-19. While other banks offer (in accordance with the CARES act!) to move three payment to the end of the mortgage, Guild Mortgage offers to stop three payments (March through May) to be repay in June! Plus, the June payment. UH?! And if you are in a truly difficult situation, they can work with you to spread those three payments over three months, but you still need to make your regular payment! Do you call that HELP?! A that’s not what the CARES act says. Nobody has held them accountable for it while people are struggling during these very difficult times.
Then to make it even worse, they respond to these reviews with a copy/paste poor answer and keep saying to check their website as they update information. They haven’t updated ANYTHING in months! The explanation given in their website is close to nothing useful. They fall back to what the “Investor” provided as option (Only the one option explained above). IT IS NOT WHAT THE INVESTOR SAYS BUT WHAT THE LAW SAYS!

My wife and I decided to give Carson and his team a chance after they were recommended by a previous realtor of ours. We locked in with Carson at 3.25% during our new build process. Let this be a warning, once you’re locked in with Guild, Carson and his staff will put you on the back-burner. This was the case for us. On several occasions we would contact his office to ask a question and were often told “Carson and Meaghan are in a meeting” or “on another call”. We would email them our questions – Meaghan or Carson would reply “I’ll have an answer for you by end of day” and we would never get an answer until 2 or 3 days later after reminding them again.
So, we decided last minute to go with our builder’s lender because Carson could not match their 3% rate. After we informed Carson of this, he became incredibly disrespectful, unprofessional, and tried to make my wife and I feel bad for doing what was best for us and our future. We lost all our respect for Carson and will never be recommending him or Guild Mortgage to any of our friends or family. Please don’t let his fake nice fool you or somebody else...make sure and do your research on lenders, shop around and compare rates.

I’m very disappointed in how this company is handling the hardships Covid-19 is causing many people. My husband was laid off during this time period and will be until possible May. I called to see if they had any options for people directly affected by COVID-19 like many other companies do at this time. Their options was to be able to pay April in May but you still have to pay make May payment on time. I’m confused on how they think that is helpful when you then have to make a double payment in May.
Most other mortgage companies offered to let you skip a payment and add it to the end of your loan which is very useful to give people a break during this difficult time. I’m very disappointed in how this company is handling the hardship COVID-19 is causing many people. It truly feels like they could care less. I will never again use this company when buying a different home in the future. They have truly shown they have no sympathy when most of America is all in a financial hardship. It would not hurt them to move one payment to the end of a loan to help people out at this difficult time.

After a change of life event I had to move myself, five large dogs, and five cats as quickly as possible. At the time my credit was not great but I listened to what my loan officer recommended and did these steps according to her expertise. In less than 3 months I was a first time homeowner thanks to Beth ** and her team with Guild Mortgage in Columbia, South Carolina and my amazing real estate agent. Guild is an absolutely terrible company to work with. I switched banks back in December and tried to update my autopay on my guild mortgage multiple times. I tried to set it up online several times, but their system was down. I called multiple times over the course of that week - their system was down and their reps also couldn’t help me set up autopay. I had no way to set it up online or over the phone.
The next month I got a notice from my credit report that I was hit with a delinquency from guild mortgage. I called them trying to explain the error and system outage that caused the issue - they said their system being down wasn’t their problem, it was my problem, and as a result my credit score went down 78 points. Horrible company. Bad customer service. Terrible technology. I will he refinancing away from Guild as soon as possible.

I will NEVER use Guild Mortgage again. We did obtain a loan on a fourplex in Las Vegas. The problem was, Guild caused us to miss our closing date for a 1031 tax differed exchange because they kept asking for more financial and credit report information. Then they LIED saying we could use the recording date instead of the signing date of the relinquished property. They immediately sold our mortgage to another loan service company. Don't use Guild Mortgage.

So I recently wrote in the complaint section on Guild Mortgage’s website about the fact that they financed a property without a certificate of occupancy against FHA regulations. The house was renovated (adding 1000 sq ft) and required a CO per city code. Guild mortgage financed the house without verifying the certificate of occupancy and appraised the value of the house at least four times over true value. Now I’m facing an order to vacate from the city on a house that needs 190k worth of work for me to be able to live in and a 259k mortgage to go with it. I have yet to receive the proper response from Guild Mortgage and they continue to bounce me around. Nobody seems to handle those complaints.

I was 2 months late on my mortgage. I sent in 1 payment and the 2nd payment 4 days later. 1 week later I received a letter stating they can't accept my payment until they have both payments at the same time. News flash you had both payments. So now what?

Mortgage was sold to Guild - their statements never line up with payments made. Was in an accident and couldn't work, tried working out a plan with them; never received contact back. 2 months in was called I was in arrears; I asked for a statement to be able to get a hardship from my 401k only to be told there was no way but if I waited another month (of non-payment because they couldn't work out a plan with me at that time) I would be issued a "notice of foreclosure letter". 4 months in I still have no letter - they are returning my mortgage payments as they "are not enough" I need to pay the full arrears. Again I ask for a statement to turn into 401k and get nothing; 7 months in I get served court documents that my home is in foreclosure process!
9 months in we've reached a "repayment agreement". I make the first payment, to get a phone call demanding an additional 8000$ BEFORE this repayment plan will be accepted. NOT ONCE was this relayed to me - had I 8000$ (which I would have if they would have sent me information to get to my 401k) my payments would NOT be in arrears. I do not expect my mortgage holder to "cover me" while I was out of work, but I would think they would work with you from the beginning (my car loan did) to assist in repayment. This company seems like a money scheme to me. I am still facing losing my home and still not getting answers from anyone. Any phone call the person answering says they can only see "the notes" "and all seems fine from what I see" but you can never get transferred to someone who can see the entire account!

The hold time is more than 20 minutes every time I call. It offers to give you a call back and then never does. (Tried it more than once, just in case) Then when I finally got a hold of someone, they could not help, did not offer solutions. I asked if I could bring the third party on the line and I was told she could only hold for 1 minute. Brought my client on the line within seconds and then she hung up on him. I have never seen such lack a of professionalism and I work with mortgage companies on a daily basis.

We receive regular updates on any changes to our account and our bill is always reflected properly. I had chosen Guild Mortgage for the house loan as my realtor referred me to this company and it was a big mistake choosing this company. As we were approaching the closing date of Dec 19th 2019, on Dec 16th the company's server crashed. I was told that we won't be able to meet the deadline of Dec 19th closing date and also they had no clue as when the closing date could be met.
I thought that Guild mortgage was a decent company which would have disaster recovery system and load balancing servers in place. I had my apartment till Dec 31st 2019 and as I had no clue of when the closing could happen due to server crash. I had to extend my apartment for another month for which they charged me a lot. I had to bear all the financial loss which happened due to this.
Also, I was recommended by Heyward (loan officer at Guild mortgage) to refinance my car to increase the down payment. At the end, I was told that refinancing my car would not help in down payment and I had to bear another financial loss. The loan officers don't know the process and guide their customers without any knowledge. At the end customer has to take the financial loss.
Why do customers have to bear the financial loss/stress when it was an issue with Guild mortgage server not up and running. I would definitely not recommend Guild mortgage to any of my friends or relatives as they have to go through a lot of financial loss and hardship dealing with them. I had no clue as when we would be able to close due to their server issue which costs me a lot!! Also, I had to wait for 2 hours at closing before the papers could come in with final amounts. I wasn't aware of the amounts till the last moment. Please friends don't rely on Guild Mortgage for any of your loan processing.

Guild Mortgage Co. is the one and only mortgage company we have EVER had a problem with in the purchase of 6 homes from various lenders in our lifetime. When sent proof of our home owner's insurance, every year, Guild starts sending us letters stating that their records indicate that they have not received proof of that insurance. When we call the customer assistance number that they provide, we give them the dates & avenues that the proof was sent (this year it was THREE times) and then they tell me they're sorry but they can't see our records so they can't check for the proof that our insurance has sent them on any of the dates I give them. So, HOW does this assistance assist me? IT DOESN'T. I was given an email address to complain. Period.
The last correspondence I received AFTER sending proof of our home insurance THREE TIMES informed me that Guild has taken it upon themselves to purchase insurance FOR us at OUR EXPENSE! We are leaving for vacation soon and this issue is STILL not resolved after numerous phone calls, emails, and mailings. We are in the process of obtaining a DIFFERENT mortgage company, even if it means that we have to pay a higher percentage rate. THAT is how AWFUL Guild is to work with. DON'T finance with GUILD MORTGAGE COMPANY!

I called for a payoff on our mortgage. I was told I had to submit it in writing (with some detailed instructions) by FAX or Email. This was Monday, the 16th. The local Guild office was kind enough to fax the request for us. I was told it would take 72 hours. I called the main office Tuesday to make sure they got our fax and was told that they couldn't check because the computer "system" was down. It is now 5 days later, I've been calling since yesterday and keep being told that the "computer system" is down. I can't believe that in a city like San Diego that someone there can't fix a server issue in a week? This isn't passing the smell test!

My family member was to close on a home this week, unfortunately using Guild Mortgage. Less than an hour before they were to close, the loan officer’s assistant (that’s right - the original loan officer has gone missing - never to be heard from again) calls using her phone to tell us we can’t close because “the server went down mid-day yesterday” and "we don’t have the paperwork printed. We will let you know when we can close." No call the day before, money lost to take off work (a call the day the make-believe server went down would have been courteous), no closing. FOUR DAYS LATER and still not closed, still haven’t heard from the loan officer, & no explanation.
Very unprofessional, rude, disrespectful, & mysterious that every call is from someone different. This is not how you treat people who have put their trust in you! No server goes down 4 days ago with no ability to recover data. You mean a mortgage loan company doesn’t have a disaster recovery plan!?! Stop lying to people who trusted you & fix this!!

Experienced financial hardship due to MVA. Asked Guild for help. Said they would only help AFTER I fell delinquent. Tanked my credit despite me communicating with them every step of the way. Applied for loan modification. Approved. Paid as required. Got letter saying we'd passed the three-month trial period. Harassing letters and notices on house haven't stopped. Called the company (again!). Told "system is down" and call back. This is the third time I've tried to get this harassment to stop. Have been told they "can" continue to harass us (my words) until "everything is done." Don't know what that means (as I said, we've paid all that we're supposed to and on time).
I get that this is a company that cares only about making money but every time I get a notice on my house I want to be sick. These are human beings you are dealing with. When they jump through your hoops, don't keep hassling them. Feels like people don't communicate within the organization. And to use the excuse that your system is down? Wonder what would happen if a consumer's computer or phone wasn't working so they didn't pay on time. I would say if at all possible, go elsewhere. Maybe all mortgage companies are this unfeeling, heartless and irresponsible (seriously? You can't pay to keep your phones working?), but I can't imagine they're much worse than Guild.

Just had my payment increased almost $100. Stating that deficit on escrow account. I reviewed the statement of fees and see no increase in property tax, FHA insurance or my HO insurance premium. I don’t understand why the payment can go up so much in one month. Also charge late fees for online payments made prior to the 16th because their system doesn’t credit you for that payment for 3 days following. This is an unfair and unethical practice. Will never use Guild Mortgage again.

My experience is with Guild Mortgage of Henderson, NV - Becca ** is the Branch Manager. I recently refinanced my mortgage with them. They are the original mortgage holder and they were the ones who called me asking if I would like my interest rate to lower a bit. Which I agreed. Not only did the process take approx. 8 weeks to complete the refi but customer service with this branch is the worst. I keep receiving marketing emails from Becca **, but when you email her, she does not even respond back.
My credit score dropped 24 points after refinancing and all I am getting as an explanation is that it will climb back up after 1 or 2 payments, when I called them. I have not had this kind of credit drop experience before so naturally I am very concerned with the credit score drop. The reason for the drop on my credit monitor is specifically attached to Guild Mortgage so that is why I wrote 3 emails to Becca ** without any call back or email reply. This is the worst mortgage company I have ever dealt with.

This is the worst mortgage company we have ever dealt with! They have taken our monthly escrow so high we can hardly afford it due to their mistakes! Forgot to pay a tax bill, didn’t collect the right amount on a refinance.... The list goes on and on. Every 6 months are mortgage goes up! If you can avoid them, do so at all cost!!!!

Hello, and good morning. I felt it right to write a review, notifying any future customers it is in their best interest to stay FAR AWAY from this company. This was my first mortgage and home, and the loan was issued with Coldwell Bank. No sooner than moving into my house, I was notified that my loan had been sold to Guild. A company that was based out of California (I was in Florida), with no offices even close to where I lived. If any issues were to arise, they would have to be dealt with in a very non personable, over the phone communication. (Not what you want for the largest purchase of your life.)
Within 3 years, there were multiple issues that arose. However, I'm here to alert those on the closing of my house, and the fraudulent charges/fees they stole from the equity I had coming in the sale. The closing agent herself said she had never seen a payoff so convoluted in over the 20 years she has been in business. Long story short, I'm very good at math, and what the final number amounted to after frivolous fees and charges, this company basically stole $5,000 from me, and the equity I had built in my house. RUN if your mortgage is sold to them. My best and truly most honest advice would be to refinance with another company IMMEDIATELY. Save yourself the headache and inevitable coals you will indefinitely be raked across.

I just refinanced my home and Guild was my mortgage company up until now, they have been paid off for my mortgage and are holding my escrow payment hostage for another 15 days when they’ve been paid for over a week. Called and talk to their customer service people. They said there’s nothing they can do about it to speed up the process. You would think a company that already has my checking account wouldn’t waste their time sending a check out when they can direct deposit it back into my checking. I would not do business with this company ever again.

I recently had a terrible experience with Guild Mortgage. I had recently changed bank accounts. I went online to stop my ACH with Guild and got a notification that this had been completed. I then went and changed my bank information and restarted my ACH and was told that this was completed. I did this 4 days before my payment came out. Much to my dismay, my old bank account was severely in the negative the next week. When I went in to look, my mortgage payment had gone out of my old bank account. I immediately called in to Guild Customer Service and I was told that I was supposed to have made that change 7 to 10 days prior to my payment due date. I explained that nowhere on the website was I told this. I was told that I was mailed a letter letting me know this. I explained that this was Tuesday, I had made the change the previous Friday and that I had not received that letter. Nor have I still a week later.
I asked to speak to a supervisor and retold my story. I was told that Guild couldn't pay the $325 in fees that I was charged. I was taken aback and told the supervisor that Guild was making hundreds of thousands of dollars on my account. Surely Guild could afford $325. The supervisor told me that she would have to contact her supervisor and that someone would call me back by Friday the 21st of September. I didn't not get a call back until Tuesday the 25th of September. At this time I was told that Guild wanted me to email my bank statement and the ACH change letter. Shouldn't Guild have that letter since it came from them? I still haven't received that letter anyways. I don't want anything except for the $325 in fees I was charged because of Guild. I feel like this isn't too much especially considering the almost $300,000 I am paying in interest on a $235,000 loan.

My credit was not the greatest and I had been doing my darndest to get it back on track so that I could buy a house for my son and I. A realtor suggested I contact Caitlin **, she reported how creative she was and possibly could set me in the right direction. So I make the appointment with her only she never called. That should of been my first clue, but I looked the other way; finally, I called her after waiting a half hour. She told me to do three things. I got the information for her as quickly as I could. She told me she would do a rapid rescore and get back to me because it would only take 3-5 business days. So I emailed her several times and never got a response. Weeks went by and I still never heard from her. So I called her, reminded her who I was and what was the status of my rapid. She told me that the documents that I faxed were probably too dark but would let me know.
So a few more weeks went by and I texted her for another status update, the documents were evidently too dark so could I screenshot them to her instead. Sure, no problem. Finally, August 23rd, I call again for an update because this rapid rescore that was supposed to take 3-5 business days has turned into a month and a half. Now she tells me that Equifax has a hold on my account for fraudulent activities and I should be receiving a call from them; she would follow up with them and call me either way that Monday. Rather than wait, I called Equifax myself to find out what's going on. They reported that there was NO fraudulent activity on or in my account. I called Caitlin and had to leave a voicemail asking her to please return my call. She didn't and she never called that Monday like she said she would.
I texted her on Tuesday informing her of what Equifax said and never heard from her. And I still never heard from her. At the very least, I find the lack of communication very unprofessional. I would be a first time home owner and was looking forward to doing what I needed to do, even if I had to wait six months to improve my credit scores but nothing was ever communicated to me. I took my business elsewhere and I don't have to chase him down, be given the run around and calls/texts are responded to!

Guild pulled through for us during the home buying process which was great. However, they inaccurately reported me for a late payment this year to the bureaus which of course caused a negative hit to my credit report. I contacted Guild to discuss the FCRA and they refused to budge, and said “late” is based on when they close their books for the month, not actually by 30 days past due as the FCRA outlines. I opened a dispute directly with the bureaus and the bureaus have corrected my report. My recommendation: UPDATE YOUR STANDARD BUSINESS PRACTICES TO ALIGN WITH THE FCRA. Consumers should not have their credit falsely impacted and forced to dispute elsewhere to get a resolution.

Selling a home to buyers going through Guild Mortgage in Fort Worth TX. Have been trying to close for the last 4 weeks. Have a house to buy which is contingent on this house selling which we were told would close July 3rd. Today is August 2 and still waiting on a closing date. This is the last extension for us to buy our house and still no word from Guild Mortgage. The buyers were told it was going to close on July 19th so they moved from California to TX now with nowhere to go. We are letting them lease the house, but for how long??? Keep getting the runaround . No one cares at this place from the underwriters to the lenders. Truly an upsetting experience for my 82 year mother the seller. The contract was signed May 10th, the contract with the real estate company expired August 1st as has the contract with the buyers.

While our experience with securing a loan was good, our experience with this company after suffering a flood to our home has been awful! Our basement flooded in April. It's July and Guild will not release the funds necessary to pay our service providers. They've lost (claimed to have never received) authorizations sent via email AND fax. They've lost (claimed to have never received) the adjusters report that was over-nighted along with the check from our insurance company. Somehow they received the check but not the adjuster's report that was in the same envelope.
The customer service reps are rude and nasty. They are there to collect a paycheck, not help you during one of the most devastating times of your life. No empathy whatsoever. They simply don't care. Buyer beware when obtaining a Guild mortgage. Front end customer service from the broker was great. But back end service will leave you frustrated and defeated with repair bills piling up because they lose paperwork, and keep the insurance check for a ridiculously long amount of time. My claims adjuster was floored that we still hadn't received funds after almost 4 months.

First time using Guild Mortgage. At first I thought they were great. My husband and I have been with Guild for almost 2 years now and they are HORRIBLE!!!! We will NEVER work with Guild ever again and I don’t recommend them to anyone. We’ve been having issues with this company since 2/2019 when we received our new 2019 statement. Our mortgage was going up $350! Talked to them and they said something wasn’t right. Apparently can’t figure this matter out now for over five months now.
We aren’t required to have Flood Insurance but that hasn’t stopped Guild to take that out of our mortgage payment even though I paid out of pocket for Flood Insurance. Then, they calculated the wrong insurance amount which we had to pay an extra $966 to fix their mistake. Now months later, we’re waiting for checks to come in the mail and our mortgage payment to be adjusted. I’ve tried to contact people for weeks now. No one answers or calls me back. WHAT A JOKE!!!

My husband and I were in the market for a VA cash-out refinance. We had been shopping around. When I received an email from Guild Mortgage requesting I contact their offices since this is my current lender. We did contact them assuming that the process might be easier working with the company that has our existing mortgage. Was I wrong! Initially when I completed my application online I had to reach out to Kim ** myself since it took her so long to contact me. I was thrown off because she answered the phone with a simple “hello” no acknowledgement of the company she worked for. I assumed I had called the wrong number! Fast forward we have turned in all required documents after it took her assistant Heather 3-4 days to even email them to us. We signed our disclosures and the appraiser had just left our home no more than an hour ago.
When my husband receives a call from Kim reporting “I have a little bad news.” She made us aware that she was unable to move forward with the refinance because there was a over 30 day late payment on a credit card from Feb. 2019 and we could not resume the process until March 2020. This baffled my husband and myself since pulling our credit report was the first thing Kim did. How was she or the underwriter just now finding this out over 2 weeks later? To make matters worse she goes on to lie stating that this is a new VA requirement just released within the last 3-4 days. However I am aware of the guidelines and stipulations of a VA cash out refinance because I did my research prior!
I called and spoke with the home loan division with the VA who reported this could be resolved simply with a letter of clarification. That the missed/late payment verbiage in the guidelines spoke to mortgage payments and even then you could be approved with 1 missed payment. We have never missed or been late on a payment since obtaining our mortgage. I was also advised that Guild may have a stricter overlay that prevented moving forward.
However, Kim herself denied that. So again what is the real reason we weren’t able to move forward since clearly we were given misleading information!? I asked via phone and decided to follow up by email. As Kim reported within the last “few days 3-4” the VA had updated their requirements. And send me a snip of an email that she said the VA underwriters replied to her underwriter. This snippet was clearly from the Feb 2019 circular and I had read it numerous times. Nowhere does it mention the reason furnished to my husband and myself as a disqualifying factor.
You can check online yourself and see that it’s public knowledge. No circulars regarding cash out refinance have been released since February this year. VA also denied knowledge of this! And every other lender I contacted also knew nothing of this new information that only Kim and Guild Mortgage seemed to obtain from the VA as directive to end our refinance process.
After me questioning the validity of her statements this is when she began to not answer my calls but would respond almost immediately via email not even bothering to type in complete sentences. When asked if a copy of the appraisal would be released to my husband and myself she replied “I don’t know what you mean by released.” I replied asking if we could obtain a copy of the appraisal since my prior question seemed to dumbfound her. Her response, “you can if you pay for it”.
My last communications with her were to say thank you for being so helpful and professional. I sincerely hope that she could sense the sarcasm in that email since she fell entirely short of being even somewhat professional in her delivery or written communication. Gladly, this must have simply been a blessing I disguise as we contacted the company that originally gave us financing for our mortgage and also sold it subsequently afterwards to Guild. We are now set to close in a few days with Towne Bank. I have always had positive experiences with Guild mortgage prior to this. However; Kim, Heather, and her team need serious customer service training as well as being taught the importance of being honest and upfront with the customer and not making up fabrications assuming that I was unaware of the current established guidelines.

Where do I begin. When my husband and I started this process we were in perfect credit position to do this. We left a lender to go with Guild based off our Realtor's suggestion. It was a mistake. STAY AWAY FROM THIS LENDER. The loan officer goes on vacation in the middle of processing our file and when she comes back all the documents we sent while she was out she asked for them all over again. In the mean time over 35 inquiries between my husband and I and they printed this didn't affect us. We sent letters they asked for and a week before closing they stop us and say an open dispute needed to be close. The pan officer swears she never mentioned this to us. They rescored us and our scores had dropped almost 70 points from the time we started. These people had us pay for inspections for the deal to fall through in the end. They took too long with our file. We gave them everything that asked for and more.
We have to build up our credit again and try again next year. Not all lenders use a third party service. This takes too long and drives down your score. Do your research and have a lender in mind. that way you're not easily swayed. Guild is not taking any responsibility for losing documents and taking forever to process and get our verifications done. We are heartbroken and they don't care at all.

Recently had damage due to a storm, sent the check to be endorsed. Waiting over three weeks, still no check. Called to ask about the check. Still no clear answer on when it will be sent out so I can start repairs, want to hold money so that “they” can send an inspector to make sure work was done right. In the meanwhile I can’t find a contractor that will work for free until they release the money. This is no one's urgency other than mine, in the meanwhile I’ll continue to pay my mortgage on time, for a house by the way we can’t stay in due to the damage and I’ll continue to pay my insurance premiums on time.
Not that it matters cause the mortgage company has more say over the settlement than I do, shame on Guild Mortgage. I warn all Vets to take your VA loan and use it elsewhere. In case of a loss and any claim thru your insurance company you will fight with them to get the money to start repairs. Also a job that can take a week to complete has now went into 7 weeks. Thank you Guild. When all is said and done I will move my loan.

My wife and I sold our lake house and found our retirement home! We were informed by our realtor to use Guild Mortgage Company out of Fort Worth Texas. We submitted all paperwork for the loan including tax returns, paycheck stubs etc. Being retired military in senior leadership it is easy to see incompetence and the manager during our loan process decided to take a vacation. We were then contacted by several employees who were covering for her and were told ten different things! One employee would say we need documentation and the other employee would say that wasn’t necessary. Too many that want to be In charge! Mind you this was the fifth house we purchased so we knew going into this what to expect. Due to their incompetence we were forced to change our closing date three times almost lost our escrow money! Even on the day of closing they asked for additional information!
Mind you we were putting 80k down and have been in my current job for 24 years. In addition they advised they would pay off credit cards from the sale of our other house instead of trusting us in paying off debit! It was so bad that we were not even sure if we were closing and started looking for temporary housing! The day of closing they had the numbers wrong on the amount that was due to us and they had to cancel the check and reissue in the correct amount! Again total incompetence! We are in the process of refinancing and going with someone else recalling the horrible experience and lack of competence. It was sad as we were so excited about the purchase of our new home and that experience totally ruined it for us! I would not finance a dog house using this company! If you use them you will regret it!

Supportive, Communicative, Knowledgeable. This team is a dream to work with. The documents are able to be signed by cell phone, or by laptop and navigation is easy. This is so underrated for us working people who don't have a home printer, and don't have time to find one. They are available for questions even after hours, I was blown away. No question is ignorant or ignored. They always give you the truth and your options. Customer service is key when making a huge decision like buying a home especially when the contract fails or has issues. We had an issue with our contract and they were very supportive, even in our disappointment. I can't say enough about this team of professionals.

From the time my loan was closed the amount owed on my mortgage was less than 80% of the appraised value but Guild uses purchase price (NOT appraised value) to determine if PMI would be required and that put my mortgage at over 80%. This also required I escrow. I was told PMI could be moved with a new appraisal in one year. At the time, escrow was not an issue. Then, at the end of that year I was told NO I would have to pay 24 months of payments. In the meantime, my property taxes doubled in one year and a resulting recalculation of escrow requirements and a deficit balance increased my mortgage payment by over $500 per month!! I now wanted out of escrow requirements, as well.
Each time I spoke with someone I got a different story on how or even if I could get out from under both PMI and escrowing requirements. It was a nightmare of multiple calls, misinformation, conflicting instructions, I kept demanding my request be escalated and then no return of my calls. I paid over $1700 to pay off escrow deficit, made sure I had paid 24 payments (on time) and paid $500 for a new appraisal - the new valuation put my mortgage balance at 66% of value and I then demanded PMI and escrow be removed. I was told PMI would be removed but not escrow requirement!!
Finally I talked with a lawyer and filed a Consumer Protection Bureau complaint. Evidently, after months of frustrating calls and conflicting instructions from Guild customer service, this filing triggered the issue be escalated to VP of Escrow. Within in ONE DAY she had resolved ALL my issues!! She was awesome and totally understood the nightmare her call center and internal policies had caused AND cost me. (almost $1800 total) I should never have had to pay over $1200 in PMI payments in the first place PLUS a 2nd appraisal.
My CPB complaint is now closed and I have a direct phone number to her - which NO ONE would give me before! I do hope she and Guild use this experience to help the company improve both their policy requirements around determining if PMI or escrowing should be required on a loan AND how that information is conveyed to their call center and customers. Also, NO call center should ever refuse to give a customer a direct line to a manager to escalate a complaint. This could have been resolved months ago!

My Husband and I have had two terrible experiences with Guild Mortage in the course of 4 months. First and foremost, they did not make our loan processing date so we could close on time. One would think 2 months would be adequate time to process our loan. Especially since they verbally told us it was and did a hard sell on us to select them as our mortgage company. We have excellent credit and are in good financial standing so the closing should have been effortless. Because we missed the deadline, it cost us more to renegotiate the contract with the seller. When I filed a complaint with Guild, I got a detailed letter back explaining that it could not have been their fault. That was the first experience.
The second experience came when it came time to pay our property taxes. The loan had been based on withholding our taxes in escrow, so they knew exactly what the taxes were owed for the year. They paid a partial payment on the taxes and then refunded us the balance. When we discovered that the taxes were not paid in full, they said once again "not our fault". They paid the penalties but not the taxes. They now have told us we are in arrears on our escrow. I sent multiple emails to customer service asking many questions and they never directly answered any of my questions. They are the masters of dodging responsibility and they will make thousands of dollars off my loan and cannot even compensate us for their errors, let lone address our questions with integrity.

I used this company for home loan. I was lucky enough to pay off the loan by maturation time. I will never use and recommend this company for my future activities. Its customer service has poor quality. During application for loan and loan period, I had multiple related questions which in many, loan officer was unable to answer. In occasions, they never got back to me (such for Mrs Georg **). Sometimes I felt at this company, "right hand" does not know the "left hand". Try different company.

Just recently I filed a chapter 13. I kept my mortgage up to date during this time. For unknown reason Guild Mortgage is charging me 950 dollars for some law In the state of Nevada. These bloodsuckers are guaranteed the money back on the loan if I default. Can't believe they do this then some leech attorney out of Las Vegas sends me this in the mail after I file and almost finished. Doesn't give me much recourse but pay but to who doesn't even say where to send the money. I would never again would recommend Guild Mortgage to anyone nor my brother. He has had bad experience with them to treated him like a thief. Kept asking where he got his money from. Same here. Don't ever use these people. Beware.

I was billed for force placed insurance in August 2018. I got my own insurance the same month. When I received my yearly analyst in December I realized I was billed twice for insurance. I called Guild Mortgage to find out why I was charged even after notification of the new insurance the same month. I was told the force placed insurance I was billed for was 2017 not 2018. Guild Mortgage had charged me for backdated insurance during a period when no policy existed. By their own admission the insurance company did not even report the cancellation to Guild Mortgage until May 2018. When I inquired about information regarding the policy I was charged for I was given fraudulent information. This caused a shortage in my escrow account and a higher mortgage for the upcoming year and to make matters worst I'm still not sure what I'm paying for. An imaginary insurance policy.

Jeremiah ** called me 12/31/2018 to discuss mortgage options with me. He said that Guild Mortgage would perform a soft pull only on my credit. He assured me, repeatedly, that this was a soft pull and would not affect my credit. One hour after getting off the phone I was surprised to receive an email alert from several credit reporting agencies that a hard pull had been performed on my credit taking my credit score down from the 740s to the 720s, now seriously impacting my life and ability to buy a home. I am filing a complaint with BBB, giving them negative reviews everywhere possible to warn other victims and I will be consulting an attorney to find out what legal action I can take again Guild Mortgage and Jeremiah **.

We utilized services from Guild Mortgage, Federal Way with April ** initially in 2014. The purchase of our home was effortless. Upon refinance, it was and has been a disaster. She mislead and misrepresented information so grotesquely that we cannot get the PMI off that she said would be, "effortless" and "no problem" by December 2018. We signed the contract, so shame on us. More importantly, we trusted April to be honest and an expert in her field. It appears that she intentionally mislead us to "close the deal". I am deeply disappointed and cannot and would not recommend her to another buyer.

Update on 01/05/2019: After a long battle with not being successful loan modification my property is being sold. I have requested from L ** and V ** that monies from the Trial payment plan and the Insurance monies be sent to the title company to be disbursed against the payoff of the mortgage. It has not been complied as requested. If the monies are not disbursed and returned, I will file a complaint against Guild Mortgage with the appropriate departments. If Wells Fargo can be fined for wrongful doing so can Guild Mortgage.
Original: After loss of income I filed for a loan modification. Was approved and went the trial payment plan successfully and in the 9th hour I was told I did not qualified. After speaking to attorney I decided to list my home on the market to get away from this nightmare with Guild Mortgage. My house is under contract and I have been notified that foreclosure has been initiated. I would never trust this mortgage company. I will file a complaint with FHA when my house sales and closes on the 20th of December and I will make sure that everyone I know how bad this company is to work with, especially for seniors. I am heartbroken that I had to become homeless because of this mortgage company.

I started working with Guild Mortgage in June. Worked on building my credit up. I am a single mom, I've worked very hard to get here. In August, Minde with Guild said we were good to go. She worked closely with my housing and down payment assistant and told all of them we would close in October. I gave my notice at my apartments, I set up my home office for work to be switched to new home, the sellers flew out here to move their things out. Last Friday our sellers agent told us Minde called her and told her we were denied and even sent a declination letter to the sellers... I received in mail on Saturday the same letter that she apparently sent Thursday after still telling us on Friday that we were working on an employment verification but everything should be ready to go still.
The sellers put house back on market, which they couldn't do as we were under contract. My agent and I did a conference with Minde on Monday and she stated, "me and the underwriter spoke last night and feel he's shady" speaking of my boyfriend who will be on the loan with me due to an employment gap as he was incarcerated in the past. She stopped working our loan but yet told us all we were good and gave us the preapproval letter without ever even verifying anything she states. I do have a new lender who has given us approval without any issues Minde had.
We now have to find a new home and my apartment has pushed the new renter until dec 1st. But due to having to switch everything over and having to start over with a new lender I might be on the streets at end of the month. Which means I can't work as my office is at home and my work will let me go if my internet and office is not set up by nov 30th. Minde was discriminatory. She lied and she ruined a lot of lives. Based on other reviews looks like this is a normal practice for Guild. Very disturbing and I will be and hope everyone else will take this further, it is unacceptable.

On October 2, 2018, I received a false claim from an unethical LLC that I had a mortgage with Guild Mortgage Co. No such mortgage ever existed, I never even heard of the company until today. It is obvious that Guild Mortgage works with scam companies to interfere with one's right to the quiet enjoyment of their property. Doing business with Guild Mortgage helps the company to help other companies engage in fearmongering against homeowners.

After a 100 year old oak tree came down and demolished my chicken coop, shed and outbuildings, GUILD mortgage was to become my worst nightmare! As a 59 year old woman, and domestic violence survivor who was awarded my home in the divorce from my abuser over a year ago, I have been treated with absolute disrespect, unconcern and red tape. The insurance paid the mortgage company and made the check out to Guild and my ex-husband. When I pointed out that my ex legally has nothing to do with the property and is even under a restraining order of no contact, it still made no difference. Despite sending every possible piece of legal documentation, the new DEED in my name, divorce decree awarding the house solely to me, court paperwork of my name change, DL in new name, SS Card in new name, even a copy of the restraining order (this was just nosey, and had no bearing on the house ownership)
I jumped through these hoops, day after day, only to be told that because my ex-husband was paying the mortgage they couldn’t turn the ins check over to me. I pointed out that MY EX HUSBAND DOES NOT PAY MY MORTGAGE! and has not, for well over a year. It was painfully obvious that she hadn’t even bothered to read the paperwork I sent her where it clearly stated that I was solely responsible for the property from 27 July 2017, for payments, insurance, taxes, the works! This is the kind of disrespect I am talking about.
After acknowledging that she didn’t thoroughly read the paperwork, Rosabel, still held firm that she would ONLY pay my tree contractor directly and keep the rest of the insurance check, because my Ex-husband’s was “still the only name on the loan, and she needs to follow procedures.” (We were both on the deed before divorce). I told her that the judge gave me 5 years from the date of my divorce to refinance the property, but this made no difference.
I have dealt with too many different people, from rude customer service workers, to now 3 different people from the hazard dept. NEVER can one reach or speak with the enigmatic “Supervisor” who, is apparently the only one who has any authority over these matters… Last Friday, Aug 31st, after a week I received “My supervisor will be reviewing this on Tuesday (Guild is closed on Monday) I will let you know on Tuesday, what she says. You may follow-up with me that afternoon.” 4 more days to wait…
To add insult to injury, along with the fake platitudes and patronizing, this has now been almost ONE MONTH since my chicken coop was demolished. Rosabel from Guild writes “I have deposited the check and will disburse funds to pay the arborists. If you have a bid for the chicken coop and shed repairs, please forward that to me so I can make the disbursement.”
There is just one problem, NO NEED to get a bid on the chicken coop as THEY ARE ALL DEAD now! Their shelter which was destroyed on the 10th of August and despite my pleas of urgency, I had to watch helplessly as predators killed 2-3 chickens each night. Had this insurance money been released to me, 2 weeks ago, I would have been able to get them a temporary enclosure and have at least some left. I GIVE UP!

I've purchased several homes in the past but this transaction with Guild was by far the easiest and smoothest to date. My loan officer and her team made this as stress-free as possible for me and my family from the very beginning. The process was a little challenging because we were moving from out of state and most of the work had to be done over the phone/internet. Although we have bought several homes this was our first in North Carolina so the extra guidance they were able to give us was very much appreciated. My kids love our new home and my husband and I love how simple it was to get to the closing table. When we are ready to refinance I will absolutely give Guild a call.

I was working with Luc ** (NMLS ID #**) in Plano, TX and he was never easy to get a hold of and he just disappeared. He was supposed to call me two days ago and I texted him. He told me "one sec" and that he was working on a loan and that he would call me. I have never heard back from him. He was supposed to be working on my bank statement loan for a mortgage after I submitted all of my bank statements. If I would have seen all of the reviews on this site, I would have never submitted an application with Guild Mortgage in the first place. I found a loan with another lender. There is no reason to chase a loan officer for a loan. I will not do business with Guild Mortgage or Luc ** now or in the future.

I would highly recommend this Guild Mortgage. We have never has such a easy home buying experience. They were on top of things. Kept us well informed. Kim would call us back right away if we left a message. Everything went so smooth I could hardly believe we were buying a house. We have bought homes from other Mortgage companies and it was terrible. This was the best home buying experience we have ever had. DO NOT use this company. If you ever have storm damage through insurance they'll take your check and you'll be playing phone tag and calling non stop to try and get your endorsed to pay to have the repairs done. They will lie and feed you fake promises and then talk down to you like you know nothing about the process. I had to pay for repairs out of pocket and now waiting game to get check back. I should just give you the house back and let you foreclose on it.

I am 23 years old, an Air Force Sr. Airman and a first time home buyer. A friend told me to use Guild Mortgage in Tucson, AZ where I am stationed. I bought my first home almost 2 years ago. For the past 7 months I have been struggling to make payments as my mother's disease stopped her from working and as the only son, I provide for my mother and 12 year old sister. Guild told me I could apply for a VA modification of my VA loan. I sent all the documents 5/22, they said it takes 30 days. I called on the 31st day and was told that it was not submitted to the VA but to Guild's own internal modification but because my mother's medical situation will not change, they denied me due to my income being too low to take care of all of my expenses and my mother and sister.
Guild said they would submit me today, 6/26 for a VA modification and that process will take no less than another 30 days. I received notice YESTERDAY that my house is due to be foreclosed on 8/9 and sold on the courthouse steps. This is not a coincidence. I owe $154k and my appraised value is $210k. Guild is after my home because of the equity of the property. Before my mom got sick I put a great deal of money and time making my first home nice and now they are leading me to foreclosure for their benefit. They are taking advantage of me and I don't know who to call or to help me.

Went to closing and signed all my paperwork, 2 weeks later I get my first bill and it's $80 more than what I had signed and agreed to. My loan contact STEVE ** at Guild Mortgage in Newberg, Oregon tells me my closing papers were only an estimate. This is my 4th home loan, I've never had this happen. I believe Guild lied to get me to take out my loan. The escrow company agrees this is a very strange situation. I will never do business with this company again. I would also recommend them to no one as they are dishonest and can not be counted on to give the consumer accurate/truthful loan information.

Barely started the process and was told I could not be on the loan with my husband due to my credit score. I know this is incorrect since the FHA grants loans with as little as a 500 credit score. Pretty sure our loan officer just did not want to work to get us into a home. She did not seem very motivated or informative. Very disappointed.

I understand how the Guild Mortgage loss draft policy works. And I do understand why this policy is in place. I guess in rare instances people will walk away from their damaged property taking the insurance money with them. I am not one of those people. I love my house and my property. I even love doing the fix up and improvements to my house and property. That's why when we sustained plumbing and water damage and filed an insurance claim we were anxious to get all the repairs done, in a timely manner I might add.
The insurance company issued a check made out to us and Guild Mortgage Co. We signed the check and sent it to Guild Mortgage Co. Guild Mortgage Co then proceed to dictate how and when the funds are disbursed. Many, many hoops are put out for us to jump through. We have complied with all their requests; however, Guild Mortgage Co is not doing their job. They say they will send out an inspector to check that the work has been completed. I'm not sure why this is because a county inspector inspected the work and recorded his approval with the county.
You would think Guild Mortgage Co would recognize this approval and issue final payment to the plumber. No. It's a mystery to us how all this policy is supposed to work when Guild Mortgage Co implement their policy from an office in another state. Guild Mortgage Co will not reimburse us for the money we have spent in preventing further damage AND the dumpster that we paid for. The dumpster cost is specifically stated in the insurance claim. I believe we are entitled to that payment. We have lost patience with Guild Mortgage Co.
We cannot and do not recommend Guild Mortgage Co for your mortgage needs. Read the fine print or have your attorney translate it for you. If we had known of this policy, I would have gotten another mortgage lender. A home that we owned previously was damaged by a microburst that damage our roof and took down our fence. We filed an insurance claim and were issued an insurance check to make the repairs, which we did. The roof was repaired and a new fence was installed. Isn't that what you are supposed to do. When did this loss draft policy happen?

I was sent an email about working with this company, so my husband and I decided to put an application in and we were told that they could help us to secure a loan. Well after completing all of the paperwork, we were told that we would have to raise our credit scores in order to get the help we needed. Well after over a month with no contact from them, a branch manager contacted us and said that they would be able to help us after all. She emailed, then called to discuss our situation. She was friendly and nice, but that's the extent of it. It's been over a month now, and we haven't heard a word from her since. She doesn't respond to emails, phone calls, or text. This has been one stressful experience to say the least. I'm so happy that we didn't put out any money. I'm so elated that I read these reviews, and now I know that this is NOT the company for us. Thanks to all that shared their experiences with this company. It saved us a lot of heartache.

I had an issue with a different lender that could not get the deal done. The seller was going to pull out of the deal if I could not get the loan funded in a short amount of time. I went to Guild Mortgage in Spokane, WA on the recommendation of my real estate agent. Julia at Guild Mortgage was confident she would be able to get the mortgage funded by the seller's deadline. I must admit I was skeptical, we only had 10 business days to get it done. Like magic, Julia had me through underwriting within three business days, sent me my closing agreement in 7 business days, and we closed in 10 business days. 10 business days to close! Guild Mortgage saved the deal and my wife and I are now first time homeowners.

Posting a 1-star having removed a star for every despicable thing Guild Mortgage in San Antonio on Sonterra Blvd. did over the course of our home purchase. Most people will unlikely read this full review, but we cannot refrain from providing a fair account of our recent loan experience (2017). Despite our better judgement after reading national reviews concerning Guild Mortgage, we proceeded with Guild after they 1) reaffirmed us “this office is not like the rest; we have 100% good reviews.” and 2) “we will not sell your loan. We have our own servicer that will be financing and managing the mortgage over the life of the loan.” Despicable Practices:
1) We were not provided a firm rate for financing upfront. Only after we discussed another bank we might finance with did they make a rate offer by simply matching the other banks rates.
2) We mentioned to the officer; we would only consider financing through Guild if they did not sell the loan and provided some specific loan servicing features (loan recast & full payment pre-pay). We were put in touch with a Guild loan servicer who confirmed the servicing features would be included and that Guild would service the loan. Exactly 45 days after close we received a letter informing us our loan has been sold to Wells Fargo (the most corrupt bank in the country: currently being sanctioned federally in recourse after criminal account practices over nearly a decade).
3) During our option period, we shopped for better rates and found a loan at the same rate Guild was providing, but with No closing cost & No points. When we presented this offer to the Guild Officer; they confirmed (we have proof): “Yes…. our office will match the offer.” Despite this offer we ended up paying over $1,394 in origination fees which would have been credited in a “matched” offer. Repeat: $0.00 LENDING CREDITS PROVIDED AT CLOSING AS PROMISED.
4) Guild’s Negligence to communicate money transfer requirements in preparation for down payment wire caused a communication breakdown at the end of our closing period leading to a full re-audit of our accounts. Only after working with them through the weekend night and day were we able to reaffirm approval from Guild’s Underwriters just a few hours before closing.
5) Our loan officer was contacted on closing day by the title company asking for another day to close. Not only did our lender allow this giving previous owners more than a day of control of the property after final walkthrough where they could do anything (exposing us to tremendous risk), but then at the new closing date, for which we again had to take off work to attend; we were still unable to secure the keys/access to the house, walking away with literally only paperwork in hand. Our realtor was nice enough to secure the keys and bring them to us after Guild’s payment wire had been confirmed later that day. If you are even considering working with this company despite this review please post a question or reply offering why. We will provide proof of our circumstances, additional warning & rebuttal, information & resources for better alternatives, etc.

I recently sold my home and was able to pay off my mortgage with Guild. I have a large escrow refund check due to me and have been waiting over 4 weeks as of today. I've called their Customer Service four times and the service gets worse each time I call. Today, I asked to speak to a supervisor and the agent hung up on me. I work in customer service. Most of us would be fired for treating customers the way Guild's Customer Service speaks and treats customers.

My realtor suggested I apply with this company as they supposedly do work with Home At Last. I took the course, got my Certificate, submitted scads of paperwork all online. That was October 10th. I heard NOTHING from them... However, they did contact my Realtor and said they weren't able to help me because I was looking at Manufactured Homes. TEN DAYS LATER they ran a hard credit inquiry on me! Still I heard NOTHING from them. What was the purpose of the inquiry knowing they wouldn't lend to me? They get ONE STAR from everyone because we can't give them MINUS FIVE.

Something is very wrong at Guild Mortgage - based in California. They will not return insurance checks to fully-insured Hurricane Harvey flooding victims. Are they going under - cashing the checks??? What they are doing is wrong per Texas Attorney General's office. You will regret using this shady lender! They say an investor has to approve the bids on work to the homes - it is always a new excuse. Again, this is not ethical!

Hello. I typically don't like to complain about anyone but I am a first time home buyer who doesn't have a lot of money, a single mom who spent the past year raising my credit score to a 747 after a divorce. Guild Mortgage gave me false hope along with a promise of an approval letter after I in return provided them with all my personal information also having to pay for all the faxing fees after being promised I was approved and the approval letter was on the way. I was so excited but the letter never came nor a phone call back explaining anything I was promised or even if something happened as to why I was being rejected. Absolutely nothing! It was heart wrenching and brought me to tears as this was a huge deal to me. I would not recommend this company to anybody and was very dissatisfied as well as upset!!!

Looking to do a refinance I decided to use Guild Mortgage. The branch in Sacramento was asking for documents that had been sent July 8 and 9 2017 and they were now asking for the same documents again. Very incompetent branch manager. And when I question the request I was told that I was confused with another lender, then later he sent an email saying I was right and he was wrong with no apology. Just incompetent, awful.

Leah at Guild Mortgage is awesome. I tried to get my pre-approval letter from my local credit union that says they do mortgages. After 2 weeks, I pulled all paperwork & scanned it to Guild in Seattle. Pre-approval letter done in 4 hours! Never had to drive to Seattle, everything done over phone & scanner. Got the house I wanted for the price I wanted. Thanks Leah!

My wife and I bought a vacation home in Pacific City OR and used Guild Mortgage. They were atrocious. We had to resubmit paperwork numerous times, they delayed the closing for 3 months and whenever we called it was as though we were talking for the first time. The staff was incompetent and disdainful. I'm praying for the day when they sell our mortgage.

I don't understand the bad reviews here. From my experience, Tim worked very hard to help us through the entire process. He and I were in constant communication, even sometimes in the middle of the night. I was in Maryland trying to find a VA approved home to retire to at the beach. Tim was our rock and advisor. He even advised me about selling our home in Maryland first. Then it literally took six months for us to find our forever home. Tim was such a help and actually knew the area so well, he advised us along the way with such patience and care, I could not believe that a loan officer could be so caring. If you are thinking about moving to this area, I would highly recommend Guild Mortgage and especially Tim **. Thank you Tim!

As a licensed realtor in the state of Texas I will NEVER allow my client to accept an offer if they are the seller or my buyers to use Guild for their lender! This has been a horrendous experience for both seller and buyer!! At this point we are almost 7 days past original closing date with NO end in sight. If Guild does not pull this together and close by Wednesday on this loan your client (the buyer) is set to lose a large amount of money all due to the dishonest, unprofessional and unacceptable behavior of not only the loan officer Maria ** but her Supervisor. I have spoken to many agents in my office since this started and they are all of the same mind -- NEVER GUILD!!! Most painful and terrible experience I have had as a realtor with a lender! This will also be reported to the appropriate agencies in our area including the BBB.

Getting a loan and closing was no problem unlike many reviews. We had a great experience with our loan officer. Fast forward almost 2 years later and I'm very disappointed. We recently went from a 2 to 1 income due to a company buyout with my husband's job. I called Guild to check our options of what we could do until our house could sell. They were very rude, unprofessional and had no sympathy whatsoever. We have perfect credit and have never made any late payments whatsoever. They suggested we apply for Forbearance so we did... almost 2 months later they still claim we are missing paperwork yet we've supplied them with everything they've asked for, they won't return our calls of questions and are extremely rude and unprofessional.
I called yesterday to let them know our house would finally be selling after 4 months on the market. My understanding when we applied for forbearance per what they told us was we wouldn't be held responsible for the payments due to his loss of job and it wouldn't affect our credit. Yesterday they informed me we would owe those payments by closing, they have put it on our credit and they continue to be unprofessional every time we talk to them. We can't sell our house soon enough to be rid of them. Very disappointing considering we had such a great buying experience but thru his job loss it's been a very disappointing experience to get any help thru them. I will never recommend them to anyone after our experience.

The home mortgage (new single family home purchase) was a flawless, <30day event. No snags whatsoever. The loan closed and escrow management is where I have issues. They intentionally withhold in a separate area of the statement an amount of rolled escrow from prior year and then on the monthly statements you will only ever see the current year's escrow info. RESPA requires lenders do not collect in excess of more than 2 months of current escrow requirements for that year based on the prior year's costs. Guild seems to know this - which is the reason to 'hide' your unused, rolled escrow in another area of the statement. You better keep track of what you are paying because they will hide and keep it from you. I threatened and followed thru on contacting the federal lending oversight agencies and reported Guild because they illegally withheld some $700 excess and STILL increased my escrow payments! Once the federal agency got involved, I was promptly refunded and my original escrow payments were adjusted to comply with RESPA guidelines. Ethical business would have made the correction without the drama and once it was pointed out -- not Guild :o(

Processed our mortgage through Guild and had a horrible experience. They delayed the closing of our house several times and repeatedly asked us to resubmit paperwork. Since closing, contacting them about my mortgage has been a nightmare. Repeatedly long hold times and no call back after leaving multiple messages. If I could do it over again, I would go with a different company.

I was referred to this company by a realtor after my husband died. I refinanced with them, it had been years of miscommunication, inept and incompetent people seem to work there. I'm trying to pay off my mortgage but my prepayments have been returned to me and I somehow end up in late payments! Any advice on how to get away from this company would be appreciated.

They have delayed the closing on a house we are selling several times. Never have all the documents they needed. Delay of closing because buyer is "waiting for money to be placed into her account". Never have had this happen. Would not recommend them to anyone in San Angelo, Texas.

I had to come here to give a review because most reviews are left by angry people. It's hard not to get blindsided when you're looking for a good company to do business with and no one ever tells the success stories. I created an account just to leave this review because I wanted the world to know about my experience with Guild.
Being a first-time home buyer, I was recommended to Guild by a real estate agent who in turn was recommended by a co-worker. I called Jeff ** and he hit the ground running. At that time I thought I was ready to buy a home, but I was wrong. Jeff held my hand and prepared me for the mortgage lender. He helped identify potential issues in my credit and places where I needed work. We worked together for 6 months until my credit was in a good place, and he pre-approved me for the loan and introduced me to Amanda **, who introduced herself and said, "We're going to be best friends until we get you in a home!" She wasn't kidding. We called and texted each other several times a day. She answered questions at 11 pm on Saturday nights and 2 pm on Sunday afternoons. It felt like she never left my side and was there even more than my real estate agent.
By the time I was in processing and underwriting, Amanda (my loan officer) was still there not missing a beat. At times it seemed like the loan had challenges but she always found ways to clear things up. The communication was outstanding! My loan was closed in 30 days and the only reason it took that long were from delays on MY part. My loan officer was actually at my closing and still continued to communicate by sending me details about my new mortgage payments. My experience with Guild was amazing to the point where I think the team sent to work on my loan were divine! Thanks again to the team at Guild Mortgage in Cumming, GA!

If you need your sanity for life do not choose Guild Mortgage for your loan!!! The company we were originally dealing with changed to Guild in the middle of closing on our home, we had to turn everything back in to them as if we were new customers qualifying for a home. They never answers the phone. Nobody will ever give you honest answers. They will string you along to make you think everything is ok but in actually they are plotting a way to decline your loan. We were dealing with them for 2 months before we had to show up in the area manager's office only to say their underwriters couldn't approve our loan. If you disregard this review of them as I did you will regret it!!

We purchased a home through Guild in March of 2016. Everything was going great until I lost my job and we went from being a 2 income household to a 1. Not only that but we experienced some pretty huge hardships that left us basically penniless. Guild helped us get through by offering flexible payment options and plans. I would recommend them to anyone!!!

We sold our house to well qualified buyers who are using Guild Mortgage. Today, we missed our 5th scheduled closing date because of Guild Mortgage. Guild has come up with excuse after excuse for delaying the closing. It's now been more than 3 months since we accepted the offer on our house. Today was our 5th scheduled closing date, and we were assured by the regional manager at Guild that there was no reason we would miss this one yet here we are.
As far as I'm concerned, if you have a pre-approval letter from Guild, it is not worth the paper it is written on. I will never again sell a house to someone using Guild Mortgage, and I'm sure it goes without saying, I will never ever use them to finance a home. They have cause me, and several others many sleepless nights. They have hurt my credibility with the people I'm buying my new house from, because I can't close on my new house until this house closes. They have hurt me financially. Never again!!!

My experience with Guild began ok, the process was ok. The staff were ok at the beginning. Soon after the nightmare began. Trying to make a payment was like picking needles out of a haystack. You're on hold forever. Let me back this up. The online payment system is a joke and I don't trust these people so I like talking to a human.
I read one of the reviews that said they didn't know why Guild had so many bad reviews. They had no problems. Well like I said in the beginning they were ok. Just wait. You will see the real Guild reveal itself. I did have some reservation about GUILD in the beginning but I chose to ignore because my lease was up and I needed a home. Red flag: My broker changed companies right in the middle of us searching for a home. I owned two homes and never experienced such foolishness. This is a warning. If you're looking for a mortgage company, beware of Guild Mortgage Company. They will make your life a living hell.

Joe ** was able to get me a loan when no one else could. Not only that, but he and his company were very fair. I am a Veteran with NO credit. He got me the loan at a good interest rate and was also more than fair in the charges for the loan. I live in AZ and bought a property in Tucson. My realtor referred me to Joe and told me that if Joe said he could do it then he could. AND HE DID! The staff was easy to work with... nice and friendly. I don't know why the company has such bad reviews because my experience was very positive and I got my home! Joe even came to the closing and bought me some candy and gifts... very nice man!

This company does not even deserve a one star rating. They deserve a zero rating. We purchased our house this last January, they totally ignored the Appraiser's report. If not for my own due diligence we would not have closed on time. Their local office and their home office DO NOT COMMUNICATE!!! Case-in-point, after several months we were and are getting a mountain of offers to refi our VA loan using an Interest Rate Reduction Loan, to be fair we gave Guild the opportunity to compete for our business. They asked us what we wanted and we told them a lower interest rate, smaller payments, and no payments for two months. They promised a better deal so we went with Guild. Their better deal was a rate reduction from 4% to 3.5%, but after all of their fees our payment was reduced by $175.
They promised no payment for two months, but their home office demanded we make our August 2016 payment, our local office in Lakewood, Colorado told us NOT to make the August payment. Their home office told us regardless of the local office and their assurances, if we didn't make the payment they'd put us in default. So we made the payment. Once we closed on the refi, we were informed we would NOT be getting two months, no payments. We'd only be getting one month.
When we explained to our local office what the home office demanded, they told us "Too bad. So sad." They played us from both ends. When I recontacted the home office, they reaffirmed their earlier demand for payment. They both told me they DO NOT COMMUNICATE WITH EACH OTHER! How insane is that? DO NOT DO BUSINESS WITH THIS SLIMEY COMPANY! Shop around, do your due diligence and research potential companies. Check with mortgage regulators, BBB, and Customer reviews and Consumer Agencies. Also write down everyone you talk to, record dates and times and get everything in writing.

Please if you are a single mom or first time home owner do not go to this company. THEY LIE, give you false hope, and completely leave you even more in debt than you begun with. My daughters and I are now almost homeless because two weeks until we closed, things changed, and they dropped the ball. They screwed up and we suffer the repercussions. We paid for an inspection, surveying, transferred utilities over and packed our home with 30 day notice to previous landlord and 2 weeks before closing we were all of a sudden no longer approved. Even with an immaculate co-signer they did not offer any help in other loans or services and just left us hanging. PLEASE DO NOT USE THIS COMPANY...This one is located in Longview, Texas. I won't go into the lengthy experience but I will definitely warn others to beware of this company. Every person we dealt with was unprofessional and unqualified. Over 60 days to close FHA loan? The whole process was unorganized and we had a total of 6 closing dates that the loan officer, Samuel **, failed to meet. We eventually closed but with unnecessary headache. I applied for a loan on their website on a Sunday. I never received any phone calls or emails from them all week. On Saturday I received the letter with my credit score and explanations they are required to send when they pull your credit. Nothing else. “No, Thanks for applying but sorry,” or “You can get this much mortgage.” Very poor customer service. If this is how they treat applicants I hate to see how they are with account holders. I will be using a different mortgage company.

Frankly, Tom ** with Guild Mortgage is dishonest. Recommendation: avoid. This is a guy who doesn't realize or perhaps care that his influence over the purchase of your home can have a lasting impact on you and your family. He is untrustworthy and lacks scruples. Perhaps my dealings with him were when the finance industry was more poorly regulated, but given the chance he will mislead you, not find loans that are ideal for you but sure to maximize his reward, and surprise you at the loan closing table with a host of unpleasant surprises. Also, if he was recommended to you by your realtor, it would be a good idea to dump both of them and find someone new to help you find a home. Good luck!

I was contacted by Guild regarding refinancing my home at a lower interest rate about 2 months ago. Considering that when I bought my home it was financed through Guild but sold to a bank I was all for it. The original dealings with them was not perfect but not horrible. I was lead to believe that I would end up with about 1,400 in my pocket when I told them I did not want any out of pocket expenses. I am single so finances stay tight. I was supposed to close on June 27th with my first payment being on Aug 1. Then it got moved to June 30 then to July 1... I have to pay almost as much as my house payment with my first payment being due on Sept 1. I drove the 45 mins to meet with the notary leaving work early to make the appt time. I received a call from the notary stating he had not received the closing docs yet.
As soon as I could I sent an email asking what was going on. Guild dropped the ball for the third time!!! No signing was happening so at this point I have no clue when we are closing, how much I need for out of pocket or if I can even enjoy my 4th of July weekend since I have no clue how much spending money I might have. Mind you when I mentioned that I was not happy with what it is costing I was informed they were incurring most of the cost. Bull!!! They tack it onto your loan!!! Very very disappointed and angry that they have no respect for playing with people's time or finances.

0 communication. Always has an excuse why communication could not be established. Called corporate to have them check on lender to make sure they were still alive. That's how bad the communication was. Not very organized. Buying a house is a nightmare because people like this make it that way. It really does not have to be this bad but when lenders and real estate agents cant communicate it's a nightmare. I would no recommend them. I only used them cause a friend recommended them. Horrible communication and I'm still not done yet, we close hopefully in 4 days. If the lender does not communicate with me we may lose the house altogether and then I would have to ask for money back from Guild, and if they refused I'd have to sue them for the money. Stay away from Guild, they will only make buying a house more miserable than it should be.

Guild Mortgage Savannah Office - It was a discouraging experience as a first time buyer using this mortgage broker. As a potential first time buyer I made it clear to the broker working my loan application that I was interested in the Georgia Dream down payment assistance program. I emailed her consistently asking about our eligibility. She told me we were not eligible due my credit score not being high enough, but she can rapid re-score and let me know what I need to do. I told her in an email, that if I was not eligible for down payment assistance at this time then I will wait until my score meets the minimum. She assured me everything will be fine. This went on for a while, when I asked again about the down payment assistance, she told me that I was ineligible due the household income limit was 59000.00 (this is for a household of two).
I explained to her there were five people in my home. She got the names and ages of my other children. I kept insisting that if we were not eligible for down payment assistance, then I will wait. She told me everything with be fine. When informed her that I lost a source of income, she did not say that she could not do the loan. She said she had to reconfigure it. She told me everything looked good, even quoted a payment of 828.30 on 3/11. I forwarded the broker a home insurance quote I received from Allstate with a lower rate as she requested. I sent emails thereafter requesting application status. She either opened my emails and did not respond (from my work email I can tell when a message is read) or she responded with "I will get back to you."
The letter she sent to the real estate agent and seller gave the impression that in spite of my losing a source of income, that she is working to close the deal, the letter did say specifically that she could not make it work. In the end, I lost my earnest money and money spent for the housing/termite inspection, a total of 790.00. My suggestion for anyone wanting to buy a house utilizing the down payment assistance program will be to apply for the program first to see if you qualify, then contact a mortgage broker and if you do not meet the minimum credit score, wait until you do or you could be on the losing end as I was.

I am Realtor in Las Vegas and was introduced to the loan officer Nick through my coworker. I suggested to my client that he work with Guild. 5 MONTHS AGO was when the nightmare began and my client and I are still dealing with their nonsense daily. I have had to extend the contract 5 times to allow for them to complete paperwork and 1 week out from close they still do not have Underwriter approval. Client’s earnest money at risk and no one there seems to care or show any sense of urgency. Nick's boss is his cousin so no accountability there and their boss Stacie keeps deferring contact and sending me and my client back to Nick who for whatever reason is unable to hold anyone accountable or be accountable. I have been in the Real Estate business for over 7 years and have never witnessed a circus like this. If you want your loan to close and want a low stress experience run for your life if anyone suggests using Guild. Never again!!!
These people should not be allowed to be in business. Ridiculous, unorganized, repeated and redundant requests for nonsense. No sense of deadlines or any sense of urgency. And, the real deal killer is that they act offended when you express dissatisfaction with their non-existent service and ludicrous excuses for failure to perform. Apparently they think their behaviors are acceptable. Unfortunately the only reason anyone would continue with their sham is because they are so far in... That there is no way out other than to try and close the deal. GUILD = STRESS + DISAPPOINTMENT and that is way too kind. Nightmare.

I was pre-approved for a loan - I actually found a house I was interested in and we set a date to close for the end of June. Because my loan officer wasn't getting paid she put our loan on the back burner. Needless to say we had to extend the closing date several times, now the seller is asking for more money to extend it one last time and we still do not have a clear to close. Our application has been to underwriting three times and they have all the paperwork that was requested. Before we give up any more money we would like to know that we will be able to close but the loan officer cannot give us a direct yes or no. We have decided to just cut our losses because it's just too stressful dealing with someone who has a very bad attitude.

I applied for an FHA loan out of the box on/about jun 8th, 2015. Immediately the broker had my credit report (because I brought a current one and disclosed all, including 2 short sales from 3+ years ago). Even so, the broker said the FHA loan would be "no problem" with my salary and my credit report, as long as we got a certain minimum score, which we did. He set the settlement date at July 10, knowing my new job start date was July 20. Beginning July 6th, furniture on truck, me just pulling away from east coast of US, I am told settlement needs to be moved to July 17 because "paperwork is needed". I am dumbfounded!! What paper? I have sent everything that was asked. Now someone else is asking for things that I offered the other broker and was told wasn't needed, plus things I already sent.
My furniture has to go into storage for 4 days and be re-delivered costing me additional $4000.00 because it was insured, so needed to keep it with that company to keep the insurance intact until I received it. Then, on July 13th, broker tells me they need to have the "first 2 PAYCHECKS FROM MY NEW JOB!! THIS IS STANDARD FOR FHA WITH SHORTSALES IN CREDIT HISTORY!!!" Homeowner wasn't willing to wait another 3 weeks for me to get those stubs. I had an employment contract in addition to the employment letter, but that wasn't good enough.
I lost the earnest $$$ of over $2500.00 plus $500.00 home inspection they told me I had to pay, plus $100.00 pool inspection. I WOULD HAVE NEVER GIVEN AN EARNEST DEP. IF THE BROKER KNEW THEIR BUSINESS AND HAD TOLD ME ABOUT THE PAYCHECK STUB REQUIREMENT, WHICH WAS SUPPOSEDLY STANDARD, SINCE I (AND THEY) KNEW MY WORK START DATE!!! I believe I was set up purposely just to get whatever commission they received on my earnest deposit and whatever fees they took!!! Now I am in a 2-year lease, paying at least 300-400 more each month in rent, plus my realtor received a commission on finding me this rental, as well!!! I am out all of that $$$ with no recourse!!! I called a couple of lawyers, but no return calls.

I made contact with Mortgage broker Kelli ** on 1/28/15 regarding purchasing a home. I forwarded her all necessary documents for her to pre-approve me for a home loan. She advised me I was pre-approved for $120,000 home loan. I went under contract for a home in March of 2015. However, when the seller attempted to verify my loan approval, she was advised Ms. ** was no longer employed with the company. Ms. ** was previously employed with Primary Residential Mortgage which I initially started the home buying process. She went to Guild Mortgage and did not notify me of the change which in turn caused me to lose the home I was under contract for. I contacted Ms. ** about the discrepancy and she was very apologetic for not informing me of the change.
On April 21, 2015, I went under contract for another home. My realtor, Tasha ** forwarded the contract to Ms. ** the same day it was signed. Ms. ** never contacted me. I emailed her on 4/30/15 requesting a GFE for the home. I was scheduled to close on May 21. Ms. ** sent me my disclosures and GFE on May 22, 2015. She informed me she would need more time to complete my loan. I made several attempts via email and phone calls to contact Ms. ** over several days and she would never return my calls. I finally contacted her manager, Craig **. He advised me he would speak with Ms. ** regarding her lack of communication with me. Ms. ** returned my phone call after a week of trying to reach her. She informed me her husband had been sick which is why she had not completed my loan.
Since my loan was not completed within the allotted time frame outlined by my contract, the seller declined to extend the contract and I lost my earnest money, inspection fee and appraisal fee. Ms. ** made also made an offensive recommendation to me during a phone call. She asked me if I received public assistance. When I informed her I didn't, she proceeded to tell me I should apply for food stamp assistance to help with the cost associated with owning a home. Ms. ** was very unprofessional with the handling of my loan; which caused me to lose $2,000. She did not explain the process to me clearly and was horrible with returning phone calls and emails. I emailed the president of Guild Mortgage along with the regional manager; yet I have not heard back. DON'T USE THIS COMPANY!!!!

We were promised a rate and a loan and 7 days before closing and furniture on the way, we were told we couldn't have the rate and had to gone up with 26000 and had to pay PMI. We were stuck in a box. We couldn't go anywhere else on time to close and now we pay 220 more a month and a point higher than we were told. We want away from this company asap.

My husband and went to Guild Mortgage in Meridian for a new construction home loan. We are completely disappointed with the outcome of our loan as well as the communication. I am not one to write a negative review like this, but we will NEVER do business with them again nor would we refer a friend or family member to them. We had met with our lender Amy a couple weeks before our closing and went over the numbers. We had our payment and everything in front of us as well as our rate locked in. Her exact words out of her mouth are, "Everything is set and ready to go. You can now sleep at night."
When it came down to the closing day, we were in the middle of signing our papers and it showed our monthly payment was $34 higher than what it was suppose to be. I get $5, $10, even $15 more than expected, but we are talking an additional $34 a month. The final numbers had been done for months. There was no reason at all to be off that much. We totally understand that the taxes on a new home can be tricky to estimate, but we are talking about $12,200 more than expected in our 30-year loan.
When I looked at the numbers, I informed her that was not the number we had been given in all of our prior meetings. She began to tell us it was because of the taxes. It sure would have been nice to know ahead of time. NOT THE DAY OF OUR SIGNING!!! The lack of communication and the lack of heart when she realized how upset we were was really disappointing. Needless to say, the outcome was not what we had hoped for.

We have 800+ credit rating, and were pre-approved for 400k, and an extended close. They came to the closing date not having the paperwork in order. We had do an addendum to extend the closing date. Their rates are only average, and its service terrible.

All of the people involved were pleasant and nice. However, they kept asking us for the same information over and over again. Then they kept asking for different information piecemeal. It was very disorganized and stressful. We were so annoyed that we arranged to pay off the mortgage about a month later and that process was just as bad as opening the original loan. They took forever to acknowledge our payment and remove the lien from our deed! The people were nice and they did respond to communications but their process was complete and total torture. I would not recommend them which is sad because I did like the people.

We applied with Guild after recommended by a Realtor. We disclosed everything from the recent past. 3 years ago-discharged bankruptcy, a foreclosure on a home that was discharged in the BK. After some discussion on eligibility we applied for the back to work FHA program. We supplied EVERY document requested! We were told in April, in writing by the Sales Manager, we were approved for a 97/3 conventional and they would still work on the FHA Back to Work program. I had lost a job with a 6 figure income in 2009 and subsequently became re-employed taking a 50% pay reduction which lead to a Chapter 7. We also had a retail restaurant which began to grossly decline in sales due to the economy which helped lead to the BK. We were assured they could work around this as our FICO scores were in the low 700's. We were subsequently denied the FHA but they assured us we could proceed with the prior "approved: conventional”.
Well..... their underwriter, if you can refer to him/her as such, interpreted the BK papers incorrectly. They interpreted the home mortgage was not "discharged" in the BK. We even supplied correspondence from our BK Attorney that it was, they chose not to believe it. BUYER BEWARE!!!! Do not believe anything they tell you if you have had problems. As nice as the people are in the office I dealt with...... their underwriters are either incompetent or not trained. I now have no place to live as they advised me to give notice on my rental and all our belongings are being stored. Currently our Real Estate Lawyer is reviewing all the current damages and future potential damages before deciding which way to proceed. Give great consideration to using this Company unless you have a very simple mortgage request.

My wife and I are selling our home and the buyer went to Guild get the loan. Well a month now after the Original close date past, they postponed the closing three times and then ended up not issuing the loan and the buyer is now going to our lender for the loan. They are very unprofessional and unorganized. They basically have held up three properties from sale and four families from their respective homes.

The underwriter were extremely picky about every little details that has nothing to do with the loan. The loan officer was not very communicative and did not keep me informed. The most ridiculous was I had to verify a $5 cash deposit into my checking account. I was ready to give up the appraisal and time lost and go with a different lender. But then the loan finally closed at the last second. It was like a nightmare. DO NOT give them your business.

I wish I read review before going with this company. They are simply put, the worst loan originator I have ever dealt with. They ask very amateur questions, and request information that is not relevant. Their front line officer is helpful but that is where it stops. Every step above that point is pathetic and unresponsive. Really, for your sanity, financial security, do not go with them! Run!

My husband and I had gotten preapproved for a home. Had a contract on the home and a couple of days before closing they decide to tell us we are not approved after putting down earnest money, doing loan contracts, sending them all the paperwork they required multiple times. NEEDLESS to say we did our part but they are a people you cannot trust. They sold us dreams, kept telling everything was good and closing would be on time. They would call us with a time. I wouldn't recommend this company to anybody.

My husband and I signed a 30-year fixed loan with Guild Mortgage and the payment was suppose to be 1378. Well Guild decided that after 3 months to change our payment. When I tried to contact them I got the run around. Very bad customer service.

I was lead on to believe everything was going well with our new home. We were so happy to be closing within less than a week. And they dropped the bomb on us. Needless to say they took out money out of my bank account for title company and so on. So basically beside the heartache they left us with, they took our money as well. I would never recommend the San Angelo branch to anybody! I gave them all the information they asked me for in a timely manner. After a month of giving them all the documents they asked me for, after taking up all my time it left us with half our money gone and a huge heartache. Not to mention they had me buying insurance for the home plus turning on the utilities it was like we had this house already. IT WAS A HUGE LET DOWN! I don't think I could ever trust this company again!

For your own sanity STAY AWAY from Guild Mortgage. The initial employees we worked with and the loan originator were great. However once things moved up the ladder it became obvious these people were incompetent. They requested the same documents multiple times, there were numerous mistakes in our file and they were completely slow about everything.
On top of all this, we were completely misled and basically lied to about being able to close on time. During the closing process we did everything they asked as quickly as possible. We were repeatedly told we were completely on track to close on time. Our realtor asked 4 days before closing do we need an extension and was told no. Needless to say they completely dropped the ball and we missed our close date. The day we missed our closing date, we were told there were 24 other loan files that were also passed due and they were doing the best they could. Either they really don't care or they are just that bad at their jobs.

I would like to share my unpleasant experience so far with Guild Mortgage. I feel the need to share this experience because it has been really stressful on my husband and myself, so much so, that if it weren't for Terilyn intervening on her day off, we would have walked away from this sale today. My husband and I rarely complain about anything, but considering the number of problems we have had with Ralph and his assistants, we feel that it is in the best interest of anyone affiliated with this business to know how we have been treated so unprofessionally.
To be fair, I will start by saying that Ralph ** seemed like a very nice man. He has always spoken to us in a very kind and respectful manner, however I do not feel that he takes the time to insure what he is saying is in fact the correct information. I think Ralph depends on his assistants to complete tasks that they do not understand and tasks that should be done by Ralph himself. With that said, let me explain.
We were interested in making a cash purchase for a plan 5 Vista Del Valle home. We were advised by many people to take out a loan for a portion of the purchase on a new home for recourse. We decided to use Guild Mortgage as recommended by the builder and Terilyn. I explained to Terilyn that we wanted a rough estimate of what we would be paying on a $150,000 loan. Terilyn spoke to Guild and we were to have a consultation and speak to Ralph before applying for a loan. I received a call from Mary at Guild Mortgage that we would need to provide bank statements and numerous papers and do a credit check before our consultation. I told her we would gather the info she was requesting but it would take a couple weeks to get it all for her as Carlos is commuting 4 hours to work and back daily after a 10 hr shift and had the weekends to get this info.
She seemed to understand but she called Carlos the following day and left a message after I explained our situation. Then continued to call the both of us leaving several messages. The final time I spoke with her she said to me "The builder cannot proceed without this information." I was shocked because we had put down $1000 contingency check on our home closing escrow and we weren't even sure we wanted to even get a loan. Mary was incorrect and did not understand the terms of the loan, so we were understanding of her mistake and we let it go.
Finally Carlos gathers our information and sends it over and schedules a meeting with Ralph. Carlos was told that this meeting cannot be done via phone, so he made an appointment with Ralph after work at 3:30pm. Upon arrival, he was asked to wait in the lobby for Ralph as he was finishing up a few things on the phone. Carlos waited 45 minutes after his appointment time before Ralph came out and brought him into the office at 4:15. (Carlos has a 2 hour drive home after the meeting.) This meeting was very simple and lasted a total of 25 minutes and could have been discussed via email or phone.
During this meeting Ralph tells Carlos that the closing costs will be paid by the builder. We had a $12,000 credit for building upgrades from the builder which we agreed would be applied to our flooring, so we weren't sure where this credit was coming from. This information turned out to be false because Ralph never really took the time to look into the terms of our loan. Ralph's excuse was that he is naturally used to telling people this info and that he came into the transaction during the middle of everything. Regardless of the reason, we were understanding and Ralph did not own up to his mistake but instead made an excuse for his actions.
After this happened, I spoke to Ralph via phone so I could better understand the terms of our loan. I explained that we needed the flooring rolled into the loan and we agreed that this was not a problem. After my conversation, Ralph asked me to call his assistant, Lisa and explain to her exactly what I just explained to him and what we were doing as he had the next 4 days off. I felt a little irritated that he is the loan officer and I had to relay the conversation to his assistant as that would be his job. Either way, I called several times and there is no answering service on the phone but a recording that says "I'm sorry, no one is available to take your call. Please try back at a later time. Goodbye." This was very annoying after as well as unprofessional. I decided to email Ralph and Lisa instead. I have since made numerous calls on several occasions to both extensions and have received this same recording. I have since given up out of frustration and asked my husband to send things via email.
We have since been waiting on the edge of our seats to hear if the loan was going to be approved. Lisa has been collecting info but has not mentioned anything more. We assume the loan is still in process and we wait. I was asked to get a quote from an insurance company to be submitted as well. It was to be approved by Guild. Four days later, I receive a call from USAA, our insurance company, saying that according to Guild and First American, we are closing on the 10th of November and this insurance needs to be purchased and confirmed immediately so the loan can be pushed through. I went ahead and said to apply the insurance without confirmation of approval and haven't heard anything. I later confirmed with Terilyn that this closing date was incorrect as the home was not scheduled to be completed until November 25th.
Yesterday, Monday November 3rd I received a call from Becki at HD Supply. Becki asked me if I could provide a $5000 deposit or "goodwill check" that would not be cashed unless we backed out on the sale and would be given back to us at the time of closing. I told Becki that we weren't sure we even got approved yet to purchase the house so we would not be able to provide a deposit until then. Becki said to me, "You guys have already been approved. I have already confirmed it." Confused, I call Carlos and ask him if he is aware of this. Carlos said he was not aware and he just spoke to someone by the name of Elizabeth the day before who was asking for more info to be submitted. Carlos called Ralph and explained. Ralph apologized and said that Carlos should have already been informed by Lisa that our loan was approved.
After these incidents, I became very angry that we were not told by our mortgage company that our loan was approved but we found out from our tile vendor. Extremely embarrassing not to mention unprofessional. I sent a message and copied Ralph, Terilyn, Lisa and Becki, asking why we heard of our approval through HD Supply. Ralph apologized again and made an excuse for the action, saying Lisa left message on Carlos' phone on Thursday. Neither of us received a call from Lisa nor was the number in either of our phones as a missed call. I feel that Ralph should have called us himself rather than relying on Lisa and we also should have gotten an email confirming this which we have not. This makes me wonder who our private information is going to. It also makes me lose trust in our lender for lying to cover up his mistake.
During the conversation Carlos had with Ralph on the phone about being approved, he asked if the flooring was rolled into the loan, just to be sure. Ralph responded by saying that the $12,000 is included and would be credited by the builder but we would be responsible to pay the rest at closing out of our pockets. This made Carlos and I very upset as I had sent multiple emails asking for this to happen. I find out after a night of getting ourselves worked up, that the flooring had in fact been rolled into our mortgage and Ralph had again made a mistake and given us the wrong information. Instead of owning up to the mistake we were told that Carlos misunderstood.
More mistakes keep happening and he is offended that we bring them to his attention. He said he sent many emails providing info but he ignores all emails asking for copies of those emails he have received. Tonight he threw a baby tantrum online and refused to speak to me saying I have personally insulted him and "slandered" him because I told him I was done being nice and these mistakes are becoming ridiculous. If you have to work with Ralph **, get everything he tells you in writing.
We feel we have jumped through several unnecessary hoops with Ralph and his team. We would never advise that anyone do business with Guild as a result and there is no way we would ever recommend using them to finance a home. Never again will I waste my time with anyone so unprofessional.

We were told we were preapproved for a home loan in other city. We live 5 1/2 hours away and were told not to quit our jobs and make plans for the move until after closing day. Closing day was pushed back several times. At the last minute I was told I should have been working in the new city and had my kids enrolled in school and we had nowhere to live. For two months I was told everything was fine. I made several trips back and forth to try and fulfill the requirements they wanted until I was broke. Then I was asked for more money to extend our contract! Now all the earnest money and money for inspections was all a waste because we can no longer pay to keep the contract going. I will NEVER do this again. I would not recommend Guild Mortgage nor any realtors to anyone. I no longer trust anyone.

Never pre approved when they gave us our pre approval letter. Lied on 3 occasions and never contacted us to let us know if we are even able to be approved. Pushed out closing twice, after signing closing papers and paying $40,000 down payment, house never closed. Guild held loan for additional 5-8 weeks leaving our family of 6 and 4 dogs homeless for two weeks before they told us we were never approved. GUILD IS A SCAM. Please research them carefully before you waste your time, money and sanity.

We were referred to Guild Mortgage by a random realtor we had contacted for information on a house. We contacted the Loan Officer, Kevin, and he was so positive and encouraging. We filled out the online application and the next day we received an email congratulating us for being approved for a mortgage through Guild. We made plans to bring all of our "personal" information for a sit-down meeting at his office in Lake Oswego, OR.
We arrived to find Kevin in jeans, flip-flops, unshaven, and with his dog in tow. We sat down, talked about the information on our credit reports, our debt ratios and all the other important information. He handed us a folder with all the information that "we will need to reference, as we work through the rest of the mortgage process" and he took copies of all of our tax returns, pay stubs, banking accounts, etc. Kevin asked if we were working with realtor and we said not specifically, so he casually said he could suggest a realtor that works closely with their mortgage "team". Her name was Erin, and he said she was really really good.
We made contact with Erin and she was very friendly and acted like she was going to be our "best friend". She instructed us that when we saw a house that we wanted to walk through, all we had to do was "favorite" it by clicking the heart and she would then get an e-alert and would contact us immediately to set up an appointment. We "favorited" several houses but never received a call from her. Even after calling her directly, asking for her to set up a viewing, we couldn't get her to respond. When she finally did contact us, we had already viewed the houses through a different realtor, and we told her that we were no longer going to be needing her services as a realtor.
We aren't sure if it's a coincidence or not, but right after we fired Erin and had our new realtor call Kevin to get a firm idea of our loan parameters, so that he can be showing us houses that are within our reach, we received an email from Kevin stating that some issues came up with our pay stubs and that we needed to sit down and talk. I have left four messages, our realtor has left two, and we sent an email reply to his email... NOTHING in return!!!
We are frustrated, not only because we are feeling duped by his promises and high praises, but we are concerned that they have every single piece of personal information that we have and we are feeling exposed and worried about being ripped off. We cannot get anyone to reply to our phone calls, texts, or emails. We are rescinding our permission of our Human Resources department to provide information to Guild Mortgage and we have taken steps to establish with a new lender. We will also be monitoring our credit reports for any problematic behavior/activity.
Run far away and do not use this mortgage company. I do not believe this is a legitimate company and I question whether they are even able to offer mortgages at all.

We were just like everyone else in the foreclosure boat, bad economy; lost jobs; fell behind; foreclosure initiated. I kept in constant contact with Guild Mortgage, applied for a HEMP modification and was denied the first time. Then circumstances changed, I found another job. I contacted Guild right away and told them our situation had changed and I would like to apply for the modification again. The paperwork was sent out to us, I filled it out and sent it back right away. We were asked for a bit more info, which we provided in a timely manner, and then a few weeks later we received a letter telling us we had been approved for a Temporary Payment Plan (TPP).
RELIEF, was all we could think and feel! We made all the payments, our contract denoted timely, and about a week after the last payment was made (Aug. 15ish, 2013), I received a call from Guild (which was strange because they had always sent letters). I was told that they had found a lien and before we could proceed with the modification, it would need to be taken care of. I asked what lien, from whom and for how much. The Guild rep could not give me any answers to my questions, only that I needed to go to my County Recorder's Office and get a copy of the lien. I did just that, and found that I actually had 7 liens against my person, not against real property. The liens were from 1986 - 2004, and all but one stemmed from a child support typo mistake that put me as both the absent father and the custodial mother of my four children. I went to the child support office and explained the situation. I was told that their computer did not show me as owing any money to them. "I know," I replied. I took care of all this 9 years ago when I found out about it. The problem is the County placed these liens upon my person and when the mistake was corrected the County never removed the liens.
Now, I am trying to save my house and these liens are keeping me from doing so. The County Child Support rep told me she would have someone from their lien department call me within the week. That call never came. I called Guild and explained what was going on and asked if they would call the Child Support office so they could tell them I did not owe any money, and the liens still being there were an oversight. Guild told me "We don't do that type of thing". Once again I made the trek down to Child Support (65 miles each way) and asked them if they would call my mortgage company and explain to them what was going on. I was met there with the same answer "We don't do that". How am I supposed to correct this and save my house if no one will help me. Again my number was taken and I was told the lien department would call within the week. I had been receiving letters every month directing me to call the phone number listed and enter the number I had been assigned to see if I was on the Trustee Sale list for that month, which I did faithfully. I was always told "no record found for that number" which I assumed to mean that we were not on the sale list for that month.
About the second week of Oct. 2013, I received a letter from Guild telling me that my modification had been denied. I had 30 days to appeal that decision, and on Oct. 25 I personally walked my appeal into the main office and gave it to the receptionist. Two weeks later, the advertisements we had been receiving changed from "we can help you modify your loan" to "we can keep you in your home for up to nine months" and "we can get you cash for keys". Something was terribly wrong here. I looked up my home on the County Recorder site and found that on Nov 5, 2013 my home had been sold at Trustee Sale, not to a third party, however but it had reverted back to the bank. What about my appeal? How come when I called the number on the paper and entered my number, that month it hadn't told me I was on the sale list? So many unanswered questions, and far to complex for me to muddle through! I obtained an Attorney, and filed a civil suit against Guild and the County of San Diego. I also filed a less penance on the house so that nothing could be done with it while the suit was pending.
I received a summons on an Unlawful Detainer at the end of Nov. 2013, which I promptly forwarded to the Attorney. I hadn't heard from the Attorney, so I looked up the U.D. on the Court web site and saw that nothing had been filed in response to the summons. I called the office and found out that the Attorney had been suspended for failure to pass his continuing education ethics exam! OMG, I'd paid this loser all the money I had to help me, and now he was gone and so was my money. I filed a response to the summons and got busy drafting a brief for the U.D. court. Then came the day, I had done enough research to know that I would not be able to try the issue of title in U.D. court, however, I believed that the U.D. court would stay their proceedings until the issue of the title had been resolved in the Civil case. WRONG, dead wrong! Even though there were laws, case law and precedents to support my position, the Judge ruled in their favor. I appealed, but that is not an automatic stay on the pending lock out. I went ex parte and asked for relief from the pending lock out, DENIED!
I filed a 198 page Writ of Mandamus asking the Appeals Court to reverse the trial courts decision and stay the lock out, DENIED on that too! They claimed I presented no evidence at the U.D. trial so the court had not erred. No evidence??? What the heck was the 12 page brief I'd filed??? Then dooms day arrived, myself; my boyfriend and co-owner of the house and the totally blind lady we cared for were there getting important things together to take with us (I fully believed we would be granted the Writ), when 8 Deputies from the Sheriffs office arrived in full combat gear; flack jackets; guns drawn; extra clips of ammunition at their sides yelling for us to drop our belongings and put our hands up, pushing us up against the wall to pat us down. Laurie, the blind lady, was in her room, started feeling around for her back pack with her medication and important items when the Sheriff kicked open her door, pointed a gun in her face (that she couldn't see), and yelled "what are you looking for"! My guy yelled "she's blind, she's not LOOKING for anything" and was told to shut the hell up.
Anger began to set in and I told that Deputy you couldn't beat us in to shutting up, who's in charge here. He pointed to a vehicle just arriving and out came a Deputy I had filed a harassment suit against a few years earlier. I said "who authorized this use of force for an eviction Deputy?" "I did," he told me. That's what happens when you don't pay your rent around here. WOW... the Sheriff was really slipping letting this rouge lead a brigade of gun toting Deputies to violate our Civil Rights. Laurie was brought outside to us and we were allowed to call our two dogs to come out, but we were not allowed to go back in and gather our four cats up. We were then ordered to "leave now before you're arrested." We went across the street to our neighbors and watched as the 8 Deputies went inside and stayed for about 40 min, then allowed the property mgmt. company Guild hired to go in.
After the Sheriff left, I went over to the house to talk to the property mgmt guys. When I went in it looked as if a bomb had gone off inside my house, the Sheriff had gone in and riffled through everything we owned. They even went into the attic and removed items we had stored up there. Violated was what was screaming in my mind! Violated and GUILD Mortgage is the cause. Dual-Tracking; No single point of contact; Title not Dully Perfected; the list goes on and on....13 violations of the 2013 Homeowners Bill of Rights all told! So now, I sit trying to figure out how to get back into my house; homeless; job less (all the court I had to keep going to tried my bosses very last nerve and he let me go); my 13 year old dog ran off to become coyote bait, I'm sure! Exasperated, frustrated, angry and a bit defeated. But not completely, I will continue to fight the good fight all the way until the end! Hopefully, anyone else in the same situation will find some kind of inspiration from my story and keep fighting the good fight too! We gave all our personal info, check stubs, bank info, taxes, etc. Received pre approval then gave the address, price and description (i.e.: Manufactured yr, etc). Got the green light with the condition it had to be anchored to foundation, so we wrote that in the contract. Had the home inspection $325.00 (was to be paid in escrow) and AFTER we did home inspection, then they decide they can't fund! So they cost us the loss of purchase and $325.00 for nothing. On May 22, 2014, we should have been moving in our new home, instead our bank account is $325.00 short for no reason. They should NEVER pre approve without really knowing. ASK lots of questions so you don't end up like us!

Guild Mtg made a typo mistake when calculating the taxes on my mortgage on 12/2012. They used the prior value of my home (98,000.00) instead of the actual price (550,000.00) and insist they are not legally liable for their mistake and that I should have known my tax liability before I took their loan. After paying 2226.00 monthly payments for a year, they want to raise my payment to 2813.00. My income qualified me for the lower amount only. They agree to pay the shortage for last year and next year, after which time I will have to make the full payment or sell my home if I can't afford it.
I was going to retire in June and asked if they could extend their plan for 2 years instead is 1 year so I could delay my retirement 2 years, so I could have extra retirement benefits to help cover the new higher payment. They refused to acknowledge my idea and won't call me back or even answer my phone calls when I call their risk department. I know the two ladies I talked to have caller ID and know it's me calling. My family and I do not want to lose our house because of their mistake but looks like we have no choice.

My husband and I had 1 month that was a little rough so we did what we thought was the right thing and communicated that to Guild. They made a payment arrangement where we could send half of a mortgage payment and send the other half later. When we sent the other half, they mailed it back to us because it wasn't a full payment although they made the "arrangement" with us. They didn't even have it in their notes that we spoke to them about it. They required us to send in a full month and a half payment in order for them to accept it. We didn't have the money to send all of that in all at once. They made it impossible to catch up. Then they go ahead and start the foreclosure process without making any kind of effort to work with us.
You call them and no one answers. When you do reach someone, they are rude, they won't give you anyone's name and they hang up on you when they don't feel like dealing with you anymore. I don't know how this place stays in business as they don't seem to know what customer service means. I'm surprised there's no class action lawsuit against them for literally screwing people dry because their lack of response, business model and not making any effort whatsoever to allow the consumer to get things back on track. If you're told that your lender is Guild, run!

Guild seems most adept at repeating same errors which clearly fall into the category of their fault, e.g., crediting my mortgage payment (3x) to someone else's account, and then making the customer jump through hoops to prove they didn't make a mistake! The local Guild office to me is in Minden, NV. Things started off good with them telling us we qualified for a VA loan at 3.25%. My wife and I put an offer in on a new house and it was accepted. Then, a few days later, we got a call from a developer that a house we really wanted was available because a buyer dropped out. There was a back-up offer on the 1st house, so we didn't feel bad switching houses. So we got all the paperwork together for house #2, and we went in to sign the disclosure statement and all the preliminary paperwork. All the time, we were being told the rate 3.25% (floating).
Well, two weeks before we are supposed to close, Debbie called us and told us we are locked in at 3.75%. I asked her what happened to the 3.25% we were quoted just five days before, and which was on all the paperwork we signed. I was then informed the rate was still a "floating" rate, and on the day we signed the paperwork, the rate was actually 3.5%. I asked, "Then why did you still have 3.25% on all our paperwork?" I was told that was just a floating rate and it didn't mean anything. So I asked why the recent paperwork didn't reflect this, and was again told that it is just a floating rate.
Well, I told her she should have called me as soon as the rate went to 3.5% so we could have locked it in. She had no direct answer and kept telling me I never told her to lock it in. WTF. I'm not a mortgage person; how would I know when to lock a rate? And besides, I was closing in two weeks; why the heck wouldn't we lock in the 3.25%? "Was it going to go down?" I asked. Debbie told me no, so again, I asked why we were not locked in. I got the same BS answer I got earlier: "Well, I don't really have an answer for that". What I did find out is as rates go up, so do the fees paid to the broker, and now we know why they didn't lock me in at the lower rate!
The developer recommended another broker, and they are doing what they can, but now, to get even close to the original rate, I have to pay three points, and that gets me to 3.35%. I would still rather pay the second broker rather than Guild getting one red cent from me. So if you like getting the shaft, by all means, use Guild. Otherwise, find someone else.

Guild Mortgage Company employs unlicensed loan officers in the Bellevue, Kirkland, and Lynnwood, Washington branch locations. Scott ** of the Estes team in Kirkland and Alanna ** in Bellevue are both unlicensed. Jason ** has an unlicensed loan officer working on his team in Lynnwood. Scott provides loans under The Estes Team and Alanna provides loans under the name of her husband Brad **. Watch out for these illegal practices by Guild Mortgage. If you have issues with your loan, there is no recourse under an unlicensed loan officer.

Jessica **, working at the Minden, NV office of Guild Mortgage Co. has no idea what she is doing. We at first were applying for a USDA loan. It wasn't until I found a house I wanted did she find out that any house that has mother-in-law quarters can be called an income property and USDA will not loan on that type of property which she should have already known. My realtor suggested using the Nevada rural bond program to assist with the costs. This program pays up to 4% for your downpayment. Jessica did not know anything about this program but has been working in Nevada for some time. So I then applied for an FHA loan which does not have the in-law quarters as a stipulation. She would call and say there was a problem and in the same sentence back track "Wait a minute, I'll have to run the figures again."
Then she would call back and say that there is no problem. She did this numerous times and sometimes more than once in a day. She would then call and ask for documents that I had already sent. The stress level we accrued was continually elevated to the point that I was going to give up on the loan process and looking for a house. Then when we found the right home, so I decided to put in an offer. She said I was pre-approved (but in fact I still do not know if I ever was) and my realtor submitted the offer which was accepted the next day. Now on to more stress. I guess we went on to the final approval stage (if that's what it is called) because I had been told that I was approved for an FHA loan. Then I found out that my credit score was 10 points lower than required for the Nevada rural bond which I qualified for three months prior (I guess). The program had changed their qualifying score months before I submitted the offer and no one had mentioned that.
She said if I paid down my credit cards that they could request a rapid re-score and that would bring me above the qualifying score. So I paid around $2,000 (which I could have used toward the downpayment had I known this months before). In the meantime, she did not do her job in a timely fashion and was the sole cause of me losing a home I wanted to buy and $2,000 that I did not need to spend. She did not request the appraisal in a timely fashion (the seller need this so they could purchase a new home). My realtor had called me to call tell her to get it ordered. (I had thought that this had been done the week before.) Then, I had to handdeliver the request to my employer to fill out the verification of employment because she had sent the request to the pay center, not the office that I had told her to send it to.
While all of this craziness was going on, no one had mentioned the 21 calendar days that all of this was to be done by the lender per the offer. (Again, I was told we had until the end of June.) The seller had asked for a 60-day closing time so they could find a new home and she told me that we had until June 30th to complete all that was needed (wrong). The offer was accepted on the 25th of April. She asked for documents numerous times because she had lost or misplaced them so there was all of that stress added to accomplishing the loan process and the time it took to resubmit documents. The seller ended up accepting a second offer and now, I have lost the house because of her incompetence. This was the most stressful experience I have ever faced buying a home. (I have purchased two prior.) If I worked like this in my business, I would have been fired.

I am using Guild to close on a home in Arlington, TX. I wish I would have read these reviews prior to working with them. I will most certainly discourage others from making the same mistake. They promise things over and over and then just don't come through. We have missed our closing date for two weeks straight. They are unresponsive and rude. I'm shocked how unprofessional they have been in this process.

Terrible service. They over-promised and under-delivered. They lied and promised discounts and took them away on the day of closing. There was nothing I could do or I would have lost the deal. I don't recommend anyone who wants a good deal or good customer service to work with Guild Mortgage! They give the mortgage industry a bad image.

In the past few months, my economic situation has gotten even worse because on holiday season, I had mandatory days off and I do not get paid holidays or vacation. I tried to get caught up on my payments and made payment arrangements with Guild Mortgage which were returned to me. When I realized the payment had not been cashed, I called Guild Mortgage and I was told that it was sent back because it was received a day late. I then asked what I needed to do and I was told to send two payments by the end of the month. I sent them out and on the fifteenth, they still had not been cashed. I called Guild and they said that they received them on the 14th but sent them back because my house was placed in foreclosure on the 9th, so that payment was returned also.
I have legitimately been trying to pay my payments. It has been a hardship due to decreased income because of decreased hours at work. I really feel like they are intentionally trying to force me out of my house. I am going to lose my house. It was in the paper today that is was going up for auction on June 15th.

I got an FHA loan from Guild Mortgage to finance a home. I lost my job 30 days after the purchase. They suggested I send in a package which would save me from foreclosing and also modify my loan to help prevent foreclosure. I sent in the first package and they closed the file because they could not get a hold of me. I was completely available and they did not try, they simply closed my file. I called and they said to do it again. I submitted a second file and they said it would take 4 months to process. After 2 months from the time I submitted, I called and they said they tried to call me 3 weeks ago, but couldn't get me on the phone so they closed my file again and now my home is in foreclosure. I never received a phone call or a letter regarding the package I sent in.
They sell you a loan so well and so fast. The loan swindler answers the phone on time, and promptly returns your calls. But when your loan is completed, trying to reach customer service is terrible, I usually wait 45 minutes to talk to someone. Then that person can't help me because they have no authority to do anything. There is no one with authority to speak with so you can't get anything done. They are a terrible company. As a result, my home is being auctioned off and I have lost a home for my family.

I fell behind in my mortgage payment; five months as of February 2011. I had applied for a loan modification and got denied with no explanation. I had called and told them that I would be caught up by February and would send in the payments. They agreed and waived the late fees. I called today, February 3rd 2011 and was told that my house was in foreclosure. I asked them when and they said that they send out a certified letter on January 20th 2011. I told them that I have not received any letter and asked a proof that I signed it. He said that I should get it in a few days. Then he tells me that they have tried to call me. I said I have never got any calls from Guild Mortgage. He then tells me they are automated calls. How many of you get phone solicitors that use this same system and you hang up. What a fraud.
Now, they only want me to make up my payments but they want me to pay $1500.00 in foreclosure fees. My husband just started back to work and I was so happy that we would be back on track and they told me that they will give me a few extra months to make up the payment. If I send in any money, they are going to take one of the payments and use it for the foreclosure fees so that will now make me a month behind. Does anyone know the laws of servicer/owner of your loan. Where is my notice and what are my rights. As a result of this, I may end up going back into foreclosure.

I was declined from getting a loan mod twice. I was only one month behind. I spoke with Debra and she stated that because I was only behind a few weeks that I could pay my mortgage at the end of the month. So I sent my mortgage in on November 28, 2010; they got my check on Dec. 5th and sent it back and stated that I was three months late and I needed to pay 1 1/2 to be current on my mortgage.
Joe not only told me that the payment must be in their office the same month but that I must pay on the 1st or it’s late. I was told I could pay by the 16th. He also hung up the phone on me because I was asking him to provide me with something in writing saying that if I’m late, then they would send my check back. I'm so sick of this company I wish I had a way to refi with someone else. Almost everyone I have spoken with has been very rude and not understanding. One woman has gone as far at to tell me that I can not apply for a mod again.
If I was told I could pay at the end of the month then told you won’t accept my payment, what am I to do? It appears that they just want to see people fail. Do they want my home or what? I can’t sleep or care for my children (9 months old) with all the stress that we might get put out.

I discovered shortage in trust fund for impounds and excessive amounts collected for impounds. Guild Mortgage was paying two homeowners policies on same property. We asked for accounting and authorization, with no results. These excessive payments caused a hardship as payments are made from Social Security funds only.

I am emailing to inform you of a serious breach of customer respect, service, and goodwill and to plead for help resolving what I call "the worst attempted mortgage experience of my life". I am a partner in a property located at ** Rancho Mirage, CA 92270 and authorized communicator for loan number ** in the name of Richard **. I was also verbally authorized by Mr. Richard ** to communicate with both Mr. Tony ** and Theresa ** while recently engaged with Guild Mortgage Company. I have not spent the considerable time it will take to attach a complete comprehensive chronological outline of the ridiculous struggle I've had with GMC, but I will give you a factual verifiable account of what has transpired to date. On approximately July 15th, 2010, I received a solicitation postcard from GMC stating my partner Richard ** was approved/qualified for a "streamline mortgage".
Rick and I discussed the opportunity and on August 4th, 2010 I called the toll free number and came into contact with Mr. Tony **. Tony was very excited to work with us and promptly emailed his contact information which would come on August 5th and be our first documented contact. Mr. Richard ** and I conference called Mr. Tony ** and on August 5th I became the authorized contact to work towards completion of the new streamline loan. Communication was good and we received both email and USPS mail from Mr. Tony and fulfilled all request from Mr. Tony/GMC, including sending a check for $400 for an appraisal to be refunded at closing. We progressed through the loan app process and email communication dated Aug 16th, 2010 from Mr. Tony, stating he had locked our loan rate in at 4.5% for 30 days.
I am a seasoned RE investor/collector, completing well over 75 finance transactions and know that you don't get 31 days to close the loan if the lock is for 30. I don't need to tell you the fact that timely communication from both sides is paramount at this stage of the loan process. Due to long distance concerns, I used my cell phone for the vast majority if not all of my attempted communication with GMC. Fortunately I have record of these attempts. Beginning August 23rd and continuing through September 7th, 2010, I have 9 unanswered phone calls to GMC and 7 unanswered email. I was getting very stressed as to the fact work was needed to be done transferring the property from an LLC back to Richard’s name in order to close the loan. In addition to my calls, Mr. Richard had at least as many complaint about the lack of communication I was experiencing and requested a different representative of GMC take over our loan process. I have not burdened Mr. Richard for his facts regarding attempted communication with GMC as I recall clear enough to communicate in this email.
We will/can do so if we move forward with a DOFI, AG, BBB and or Consumer Affairs complaint. Most opinions we've received indicate we are victims of a classic "bait and switch" effort, though my primary issue is what you're reading that transpired and the effort, time and especially stress unnecessarily expended. Richard ** was referred to a supervisor who I recall was named Robert or Bob **. Richard is on vacation or I would trouble him for that detail. Robert promptly missed a commitment to call us back and we asked for another managerial contact and was sent to Ms. Teresa **. I'm just wondering if you can feel any of our frustration at this point or the stress building for me to do my part to close the loan on time? Ms. Theresa ** proved equally evasive and several polite and persistent phone calls to her assistant Ms. F. were made. Please verify if so inclined. At this time, approximately September 8th, 2010, Tony replied to my 7th email and provided Ticor Title Company contact information.
I shake my head thinking about the time it will take to factually describe the incompetent experienced and lack of follow through/false promises with Angela **. I finally gave the duty of transferring title From LLC into Richard’s name to my attorney, who was able to get a senior title specialist to eventually communicate with. Now back to GMC. The lock was going to expire and I was desperate to communicate with GMC as to final details. After numerous attempts, Richard finally spoke with Ms. Theresa and requested she call me to communicate regarding the horrific service and to move towards closing the loan. As you might imagine at this point, there’s o call from Theresa.
We are now mere days from our 30-day lock expiring and I know from experience there are many details not addressed including transferring property from LLC to ** for closing. I was able to contact Theresa on her cell phone while in route to I believe San Diego. I was anxious to be heard and for someone to understand our frustration and concern regarding closing the loan prior to our lock expiring. She seemed genuine and I trusted she understood my concerns and she promised a call back the following day. You know what is coming next—no call back. After several days (after promising a call back the next day) and numerous calls to Ms. F. requesting a callback from Theresa I asked to speak to someone who could help. I complained to a "Mike **" and soon heard back from Theresa chastising me for "calling all over the building". This is when she threw in my face her perception that I was being “aggressive" and she "lied to me to get me off the phone knowing her schedule did not allow her to call me back as promised".
Are you kidding me? I'm sure I was venting but a Senior VP hears the company and employee(s) she represents engage in extremely unprofessional conduct and she lies to me? I am appalled she is in the position where she clearly lacks the experience and/or professionalism herself to acknowledge GMC is culpable for any tone in my voice or email and should at that point work toward resolving our issue. Unbelievable. And it gets worse.
Every bone in my body screamed frustration but I opted to try and professionally resolve the issue and actually bit my tongue and apologized for the fact if I sounded aggressive internally in shock, she didn't "get it". The culpability part. I wanted to move forward and was becoming exhausted. This is when Theresa informed me GMC made a "mistake" soliciting us. Forty five days of focus, effort, stress and frustration culminated with that comment. She offered to honor the lock rate of 4.5% with a full doc loan. Our appraisal was low and she could only do it if we put down and additional $30,000 or have PMI added to our payment. Theresa took the initiative to call me back on September 28th while I happen to be with Mr. Richard **. We conference called via speaker phone and made clear our serious dissatisfaction with GMC and all involved. Theresa offered/committed to refund our appraisal fee and the attorney’s bill generated for title work.
We asked her to check what PMI would be thinking we could benefit from the streamline 4.5% rate today and remove PMI when the market improved. The question being was PMI more than the saving in .75% rate decrease. She again promised to call us back. No call after 30 days. Yep, everyday I laughed at GMC and how dysfunctional your entire team is from loan representative to senior level managers. Enough is enough and I emailed Theresa on Friday October 29th, 2010, reminding her once again the ball was dropped and she never followed through with promised, expected and appropriate communication regarding the PMI option. I asked for the reimbursement she committed/offered as to put an end to GMC frustration. My ending comment was: "Please take the time and extend us the courtesy to prioritize a response indicating when to expect reimbursement."
She did reply later that day with this cut and pasted reply. "I just wanted to let you know that I received your email and will get back to you on Monday, November 1st, 2010." Yes, of course I never heard back and have sent several subsequent emails. I have just wasted my last hour(s) drafting this communication and I am done with ** and done with GMC. From you I would appreciate a response and commitment as to when we will see reimbursement. Of course we would sincerely appreciate and choose the option of having the streamline loan we were lead to believe we could close on made available to us.

Left 5 messages over a period of 3 days and no courtesy even with a reply or message. I asked for a manager or supervisor's name and the customer service person named Aida refused to give it out.

We financed our home through this company and have had problems with them from day one. Our paperwork was lost numerous times, our phone calls were never returned and the handling of our business was terrible. We told our loan officer (Cory **) from the day our offer was accepted that the seller had agreed to pay all of our closing costs up to $5,000. She worked it out to where we stayed under that amount, but told us we would have to pay the appraisal fee upfront. She forgot to tell us this before she charged my credit card and pulled my account into overdraft. She then told us we would be reimbursed numerous times and that we would receive a check at closing. She also told our realtor the same information when she checked back several times with Cory.
When we went to closing, there was no check. She said it was in the mail. We followed up with her a couple weeks after and she said it was in the mail. She then stopped answering any of our phone calls. I then went to her boss, Rosa **, where I was told that there was nothing she could do and that it was my word against Cory's. We would just like to have this issue resolved and for their company to be held accountable for the promises that they are making to their clients.

In May 2009, my employer cut my work hours and I really depended on those hours to make my mortgage payment every month. Before this happened, I tried to ask Guild for help and they would always tell me that I did not qualify for anything due to the type of loan that I had (FHA). I tried about three times to ask for help, but they would always tell me the same thing.
Well then, my wife decided to go through a lawyer; he submitted our package back in June of 2009 and till now, we have been denied twice on our modification and for dumb reasons. The first excuse was that even if they were to give us a modification, we wouldn't be able to afford it, but then they were able to approve us for their loan of $349,000. The second time, it was because my mother-in-law did not live with us and that she had to live with us since she was in the loan. Guild knew since the beginning that my mother-in-law did not live with us and she was just a co-signer.
Last week on July 13th 2010, we've got a letter from them stating that our modification had been approved. I continued reading the letter and I noticed that instead of our payment going down, it had gone up from $2608 it went to $2702. They did not lower our interest nor our payment. We are behind in our payments about eight months so they added all that past due to the end of our loan and that's why our payment had gone up. Not only that but our interest would be variable at a 6.125. Of course we are not signing any documents accepting that crazy modification.
Now, due to our house is closer to a foreclosure, we really don't know what to do now or where to seek for help. I have two kids, a 9-year-old and a 3-year-old and just to think that we could lose our house stresses me out and stresses my wife out, too. We don't want to lose our house but if we have no other option or help, it seems like we will lose our house.
I really don't recommend this bank at all, and even their customer service is horrible and just like all the other people who have complaints about them, they keep you on hold forever and if you leave a message, they never return your call. Somebody really needs to do something against this dumb bank.

I have been stressed out for months trying to get a loan modification because my income decreased due to the current economy in 2010. Guild Mortgage led me to believe that I could get a loan modification if I could prove hardship. They made me get a certificate from an outsourced counseling company. The counseling company basically said that you have to have lost your job or have medical bills to get an approval once they interview you. The interviewer’s name is Ethan and you can only speak to him. I played phone tag with him because he calls at a random time when it comes to calling you back. He’s never available. They give a certificate to submit to Guild Mortgage.
They make you fill out a financial statement. A letter from your employer showing hardship and a personal hardship letter. I have a condo which I purchased for 240,000 with a payment of $1,678.00 plus the assoc. fees of $200.00 and I can’t make the payment due to my hardship. I submitted all they asked for: Bank statements, taxes for 2 years, pay stubs, and more. Guadalupe **** at Guild Mortgage led me to believe that there was hope. I missed a few payments and was eager to get approved because this was my first home and I didn’t want to lose it. They jerked me around for a few months and then said ‘You are approved. We’re sending out your loan packet.’
I was so happy. I got my packet in the mail, next day. When I opened it up, I was shocked! All they did was take the payments I missed and applied them to end of the loan. I called customer service and was told that my loan is owned by investors and they will not lower the interest so all they could offer is a 40-year loan with a new balance of $250,000.00. I made several attempts to talk to Guadalupe. She never returned my call. The customer service is bad. You have to wait 15-20 minutes just to get a hold of someone. To this day, I’m still stressed and a little depressed that Guild Mortgage did not help me with my transaction as they led me to believe. I hate this loan company. They should be out of business. My loan was sold to them 3 years ago so I had no choice.

My mom and dad were approved for a loan of $181,000. They moved into the home in late September 2008. In October, my dad fell very ill and couldn’t work. My mom was the only one working and trying to make ends meet, while paying for my dad’s medical bills, house payment, house bills, and my little sister is in college, which she pays her living expenses. They are not legal citizens, so they go to Mexico and pay cash for their services. My dad was living in Mexico with an elderly aunt to stay close to the doctors. I was not working at the time and I went to take care of him, and put my marriage on the brink of divorce. I moved in with my mom. My dad decided he was not returning to the states, and was in love with someone else, and moves further south into Mexico. Now my mom is stuck with the mortgage and the rest of the bills. Because she had been traveling (8 hour) from home to see dad every other weekend, her income changed.
We contacted Guild Mortgage as soon as my dad got sick, and tried to keep payments on time. She asked for a loan modification, and they told her they were not servicing FHA loans at the time. But she kept getting lower your payment flyers from Guild. On many occasions, she tried to contact them to make payment arrangements, sometimes on hold for 45 minutes, and they have a return call option, most of the time that does not work. They call you three to four days later.
My husband and I reconciled and he moved in with us. We again contacted Guild trying to modify the loan to add my husband onto the loan, and see if they could lower the payment. My husband also had other bills, such as a truck, personal debts, and tool payments. For a few months, we were okay. But having no room to breathe gets tough after a while. My mom’s income was depleting, her work hours were cut, and for some time, she was laid off. Now we submitted four loan modification packets since December of 2009, and they have denied all of them. Now we are on our fifth, and we don’t have any hope. They have sent us a notice to postpone trustee sale till August 8, 2010.
I have argued with them that it doesn’t make sense to just not help someone when they have tried their best to work with them. There were times me and my mom didn’t have food to eat, just trying to make ends meet. Where we live, jobs are hard to come by. We feel that Guild is irresponsible in lending; it doesn’t make sense how they could have approved my parents’ loan. My dad only made $20,000 in income, no overtime, and my mom made $34,000 with almost half of that as overtime. This year, she rarely has overtime, and would probably average her income at $25,000. And not counting my dad’s income. We have advised her to short sale. My husband said he won’t pay for the house if his name is not on the title. And Guild won’t do it.

I have had several bad experiences with this company. My loan agent was great but after I moved in, I got information on a loan modification I wanted to investigate--payments 26 times per year. I made six calls to the listed number, sat on hold for 20 minutes four times until the line was disconnected and left a message for a callback twice, which I never got. I called my local office twice and left messages, never to be called back. I got behind on my mortgage this year and called today to tell them when I would be sending in a double payment to bring my account up to date.
I sat on hold for 15 minutes and then, lo and behold, someone answered. I had entered my loan number and when the person answered and just said hello, with no ID. I said I was delinquent in my loan and wanted to let them know the date I would pay them. He said, "When?" I asked if he had my loan information and he said, "Yes. When?" I told him and he said okay and hung up. I'm paying nearly 7% interest and when I am able to re-finance, I am going with any company but this one. I don't care if their rates are 1% below any other company. It is not worth it to be reminded every time I call how little value I have with that company.

A house was listed for short sale back on January 22nd, 2010 at $150K. My client put in an offer to purchase the house located at ** on January 25th for $160K. The offer was accepted by the seller Marta ** and submitted to the lender Guild Mortgage for short sale approval. Guild Mortgage then called the listing agent Chris ** and informed him that the seller must be four months delinquent before they would consider the short sale.
So my first time home buyer had to wait four months for his offer to be presented again which was April 2, 2010. He needed to close by June 30th to qualify for the first time home buyer tax credit. The investor of the Guild Mortgage Loan, Calhfa, asked the seller to do a promissory note in the amount of $5K in order to approve the short sale which she agreed to do. Then on May 28th, we were told that the short sale was declined because the seller did not have a legitimate hardship because she was still employed.
This is completely unfair to make the buyer wait all this time and now lose his chance of closing on another home in time to be eligible for the tax credit. Not to mention the seller was furloughed at her job and is now working less hours at a lower rate of pay. She tried to do a loan mod and was declined, so short sale was her only option because she owes more than the current market value. She is trying to do the right thing by short selling and has received a great offer on the house by someone who has been waiting five months for approval.
I believe the short sale lender will net more from the short sale then they will from a foreclosure. We are all doing our best to try to keep more foreclosures out of the neighborhood and it's really unfortunate when lenders force sellers into foreclosure by not accepting a great offer for fair market value. We contacted Maureen at ** and ** but never received a response. The house has not gone to foreclosure yet and my client still wants to purchase it. I don't know what else to do.

Guild Mortgage ruined the whole short sale transaction. They knew the urgency and timeline that is required for us close but still responded very slow to our files. Once files were sent to the underwriter it would take her 24-48 hours to receive any notification. After receiving notice from the underwriter, more info was requested. Two to three weeks pass by and the underwriter still could not get things together and could not ask for everything at once. The UW finally provides a conditional loan approval. You would think that things are finally going to run smooth, but that is just the start of every problem. The UW requested particular documents which is understandable. The documents are provided to the UW in a timely fashion and again, the UW requested for more documents. With the back and forth we lost another week.
Upon the final week, where no more lender extension can be provided by the seller's banks, the UW still could not get things together and failed to get things organized. The UW took 48 hours or more to review the file again and again after requested docs have been provided. The UW said "we will get to the file when we get to it." This is truly disrespectful and shows what kind of class this company has. In the end, we lost the transaction due to Guild's lack of organization and terrible customer service. I would not recommend this lender to brokers or people looking for a loan. If you decide to go with them be prepared for a big headache. I blame the mortgage company for losing this transaction and would never do business with them again. I lost my earnest money and appraisal fees, most of all we lost our dream home.

My loan was sold to Guild Mortgage 3 years ago. Just a typical call to their customer service line is awful. They leave you on hold for hours and when you leave a message, hoping to get a call back, it never happens. Guild Mortgage is very hard to work with when I am having trouble making payments. They will not call you back or help.

In December of 2008 my husband was notified that he was being laid off. At that time it was our first contact with Guild Mortgage. We called and called and finally got through and notified the loan counselor that this was to occur in a month and asked for her suggestions because we were very concerned and did not want to lose our house. At that time we were advised by the loan counselor that Guild Mortgage Company was not restructuring or modifying loans. So we went to an outside loan modification company to try and get our loan modified; we went through that process, and after a few months waiting on a response, we received back a letter from Guild Mortgage that stated, “We are not modifying FHA loans.” We received that letter in May 2009.
We then submitted in June a modification request again with the help of FHA and have never to this day received an answer. Then in September 2009 we received a foreclosure notice taped to our front door stating our home was being foreclosed on. That same notice also stated they tried to call 8 times and received no response. We never received calls from Guild even upon request from us. So we again, as we have many times before, we called repeatedly and finally got to the foreclosure department and asked them for details regarding the foreclosure and asked for an extension on the foreclosure so we could work this out. She said Guild had tried on several occasions to contact us with no success. I question the truth in this statement as our phone numbers have not changed. On the contrary, it was us who called numerous times from December 2008 to November 2009 and was never able to reach a loan counselor or loss mitigation counselor.
When I finally did ask one of the customer service representatives why this is, she told me the process was for the customer service reps to answer the phones take a message and one of the loss mitigation reps would call us in 24-48 hours. On all the occasions we called and held on forever and left messages, absolutely no one from Guild Mortgage has ever called us back. This was extremely frustrating and did not show that Guild was working and making an effort to assist its customers.
Shauna was the first one who answered her phone and would return my calls, but at that point, our situation was in default and on its way to foreclosure. Shauna gave me the phone number of a loss mitigation representative to talk to about our package she had and the programs available to us including the FHA-HAMP. Ines had the package for several weeks with no contact or response from her to us. So we called Guild repeatedly again being told the messages would be returned within 24-48 business days and the call was never returned. Unfortunately Shauna became our only lifeline to the company, so my calls for everything were to her because she would answer the phone or return calls. Finally she sent loss mitigation an email advising she has postponed the sale and asked for her to review the file before 11/10/2009. This did not happen and again no response from Guild Mortgage.
We are being very tenacious about coming to a collaborative agreement, one that will take care of delinquent payments and create an affordable payment taking into consideration my wages and my husband’s unemployment. I wrote a letter in the beginning of November to the President of Guild Mortgage and coincidentally I received an email from a loss mitigation rep of Guild Mortgage stating he was trying to work with me to get this solved. He was very helpful in the beginning and offered me insight on what changes Guild Mortgage has been going through with the increased volume of mortgage defaults they are servicing. I understand this; however, it does not excuse the fact that I am very willing to make Guild Mortgage whole and obtain an affordable mortgage monthly payment considering our current situation.
He suggested I call or write FHA and my State Representative if I was unhappy with the restrictions of my FHA insured loan. He also reminded me that we should be more aware of what we sign when purchasing a home and know that default can lead to foreclosure. I was told that Guild is on the servicer of the loan and can only do what FHA allows. I don’t understand this because FHA is the insurer of the loan, so why is the servicer bound from doing anything like modification/restructuring loans as the servicer? He sent us a request for financial statement, bank statements, paycheck stubs, etc. We sent all that in and he suggested we cut expenses and we did. Now he’s saying upon our return of these forms that it appears nothing has changed.
We took a few weeks to negotiate and reduce our monthly obligations, our food bill, attorney fees, credit card payments, etc. I feel like we are on a merry-go-round and all we want to do is what everyone in America does - that is, to have and maintain our home, health and dignity. We are proud to be homeowners and are doing everything possible to keep it. We desperately need help and we need it right away. Now it is difficult to reach him. We have not received a return phone call, and after a couple of emails requesting a response, we finally got one, which is when he said "he didn't notice anything different from the last submission". Well, the financial statement is different because we did reduce monthly obligations as he suggested, so it is all confusing to me.
We are very serious and desperate about saving our home and making amends with Guild Mortgage. We just feel it is very difficult to reach someone to work things out; we are getting the runaround, poor customer service and misinformation. It seems as though the feeling is just foreclose because that is easy, don’t try to help the customers. It is difficult to find someone who will work with us to ensure we stay in our home and Guild Mortgage can be made whole. We would like someone to listen to our situation and restructure/modify our loan so our payment is under $1900 a month even if our term needs to be stretched to 40-60 years.
We love our home and do not want to be discriminated against because of a series of unfortunate events starting with my husband’s layoff from IBM and the current global recession our country is dealing with. We are proud to be homeowners and happy to have a stable and permanent home for our two children to grow up in. We have done what was asked of us; we lowered our credit card payments, lowered our food bill and most every necessity to the bare minimum. My husband is going to be enrolling in school in the winter to retrain and expand his options for employment and continues to receive his unemployment.

My payment sent via a bank payment system had not cleared the bank and it usually does on the day and sometimes 1 day behind that. It has been 5 days past the due date and the check still hasn't cleared. While waiting the 30 minutes on hold waiting for someone, I registered on their website and it showed the payment being received yesterday. I finally gave up on holding but is it fair to a consumer to hold a payment for 5 days? This assumes the bank didn't make any errors or the post office. I realize I must pay interest for the higher amount for those 5 days.
