First of all my mortgage was purchased by these monsters and I was never notified, no goodbye from one company and no welcome letter from the other. I was so surprised when I started getting collection calls from this strange company that told me they would record that I am difficult and uncooperative. I was like, "And who the heck are you??? What is this? Collection call for and you just took over my loan without even introducing yourself." Well I ended up telling Mr. rude and nasty that I was going to contact the Attorney General and see if something can't be done about the horrible way this company does business. As a first time homeowner I am terrified that this could be happening to all of these people.

This is an atrocious lender. Quicken sold my mortgage to this bank. These folks, on their own, decided to increase my mortgage to reflect their expected increase in my property tax, for 2020. They decided I would get an increase in property tax and just pegged that $130 additional to my loan payment. My property taxes went down dramatically. In effect these people are insisting on $550 more per month than my actual taxes. I did the running around to go get that tax bill from my township. Something that I believe the lender should have to do. I shared that property tax bill with the Flagstar property tax department. They contacted me: asking me to clarify who I was. (I sent an official bill, from my documented email address, with my address, lot number, and name.) What do you do with that?
After clarifying who I was, they apologized for any inconvenience. But did not complete the task of updating the record to reflect the correct bill. What do you do with that? And I just got off the phone with collections. That's right! These people do not know what the other hand is doing. And that is dangerous if they hold the title to your property, my friend. I strongly recommend you avoid this bank.

My mortgage was bought by Flagstar. During the transfer, there was an issue with my escrow disbursement and some money went missing (long story short). I've been contacting them for about 17 days now and every time I call them, I'm told a different story on the pending process. First I was told it would take 5 business days, then 7, and now 10. It's been a couple of days past the 10-day mark and they provide zero insight on the progress, other than "its still in progress". Every single person I have spoke to at Flagstar have done nothing more than the bare minimum in regards to customer service. I question why they even have this department if they don't train these individuals to do their job.

Shortly after closing on my mortgage, my bank sold the loan to Flagstar. From the get-go, I've had problems. First, they blamed my local bank because they couldn't get withdraw the payment. Then they blamed a software upgrade, then they blamed me saying I gave them the wrong routing number and when I told them that's public information and even IF I did give them the wrong number (which I didn't), they changed their tune and said it was because I gave them the wrong account number. Yeah, I've only been a customer at that bank for 31 years and suddenly I don't know my account number. So the payment ended up being late and they charged me a $75 late fee. Then gave me a confirmation number.
Then 4 days AFTER the next month's payment was due I got notification that the account was past due again. They never bothered to tell me that the next day the payment was rejected. So I paid a double payment, clearly indicating that the payment was for the previous month and for the current month. Again I got a name and confirmation number.
The next month, I got notice that my account was delinquent. It turns out they applied my double payment to one month, the extra going to principal and leaving a full month unpaid. They reported it to the credit bureaus and my credit score went from 806 to 556. I called them up and they told me my "appeal" was denied and they would do nothing. They even went so far as to tell me that they didn't believe me, even though I had names, dates, and confirmation numbers. They are just scum! Refinance at any cost rather than go to Flagstar. They are dishonest and it's probably cheaper to refinance at your own expense than to work with this company. Never again!

Flagstar purchased my loan and 4 days later I sold the home. The title company sent the money to the old bank and they routed it to Flagstar. After 30 days and about 25 call's the money was found and posted to my account at Flagstar. I was told many times by Flagstar that they were posting the payoff as the date received by the old provider. Well once all was said and done, they posted it 20 days later and I am out almost 1k in daily interest. They said I could not have been told about posting of funds on the date received by the old provider. I have names and dates, but they are not listening. I would never use them or recommend them. These people are modern day thieves and there is no options for the victims. I hope President Trump is watching these people.

July of this year our mortgage was transferred to Flagstar Bank and on September 11th I received a letter in the mail stating we were in an AE Flood Zone which required insurance and that I needed to show proof of insurance, or contact FEMA for a LOMAR letter. Immediately I contacted Flagstar Bank and explained that we were not in a flood zone and could send them over documentation (Appraisal, Flood Determination etc.). The representative said that they wouldn’t accept it, but I could, and to contact FEMA, which I did immediately after hanging up with her. FEMA told me to go online and fill out my information and upload documentation and said it will take up to 60 days.
On October 10th I received another letter from Flagstar Bank saying that if I didn’t purchase flood insurance by October 15th then they were going to place forced Insurance in the amount of $3,966.27. I called and spoke with another representative and was told that once I received my letter from FEMA that they would refund the entire amount of the premium. On October 11th I called Flagstar Bank and spoke with another representative and asked for documentation, I said if they are stating I’m in a AE Zone that I want proof because when you enter my property address on FEMA website it shows my structure is in a X flood zone that would not require insurance and she told me that it was 3rd party document and that they couldn’t share it with me. I asked if they had received my document I uploaded and she said not yet.
I called again on the 16th to see if they had placed the forced Insurance and she said yes, and to see if they had received my document, and she said not yet (Appraisal,, FEMA Flood Mapping, Property Appraiser etc). I also asked if I would be refunded the full premium and she said yes. I emailed my insurance agent on the 18th and she said that she had requested Tower Hill to pull our property and it came back as X zone. She said she had requested the lenders flood determination, but had not received it yet.
On October 29th I called Flagstar Bank again and spoke to another representative who said she was going to request another flood determination and I also confirmed with her again that I would receive a full refund once I verify the correct flood zone. October 30th I received a letter from FEMA stating that they need an Elevation Certificate to determine which zone we were in because the documents from their own website was not sufficient enough. On October 31st I reached out to land surveying and paid $275 for them to prepare an elevation certificate. I uploaded this information to FEMAS website on November 15th.
On November 21st I received the LOMAR letter from FEMA which showed I was in a X Zone. I uploaded to Flagstar Bank Insurance and called on November 24th the representative said that they didn’t receive it yet and to check back after Thanksgiving. I uploaded the letter again on December 1st and received an email confirmation that it was received but when I called them back they said they didn’t have it. I called them back on December 4th and was told to fax it, which I did. I called on December 6th and spoke with another representative who said they didn’t receive it and to fax it again. I asked if I would be refunded the full amount of the insurance premium and she said yes.
On December 12th I logged in online and saw that they had only refunded me a partial payment in the amount of $2264.89. I called Flagstar Bank and spoke with another representative and she confirmed they had received my FEMA LOMAR letter. I asked why I hadn’t received the full premium refund and she said she would send in a request for the additional refund of $1701.38 and gave case #**. And to call back in a couple of weeks.
On December 31, 2019 I called Flagstar Bank and was told they reviewed my case file and said that they refunded the amount less the gap insurance. When I looked at the insurance letter they had back dated it to July 1st and said that the additional premium was from 7/1 to 12/10 and wouldn’t be refunded. I told the representative that I was told by at least 4 people that I would receive the full refund. I asked for a supervisor and was told one wasn’t available and that I could leave a message, I never got a call back.
I called again on January 4th and spoke to another manager who again told me the difference was the gap insurance. I asked how in 12 months my property had gone from not being in a flood zone, to being in a flood zone, to not bring in a flood zone. That doesn't happen. This has been an absolute nightmare and has taken up so much of my time. I don’t know if there is anything I can do, but I can’t afford to be -$1700 in my escrow account and how many more customers have they done this to.

I saved .5% if I agreed to an automated clearing house (ACH) account. It was seemingly impossible to get money into this account, even with the supplied debit card and numerous calls to customer service. Flagstar reported me to Chex systems for account abuse. They should report themselves and their own bad advice. I WANT to make my payment, but had so many false assurances that hurt me and can actually ruin me financially. I thought I was alone, this is happening! This is bank fraud! I had a FICO score of 827 and nearly $200,000 in the bank at the time. I was happy to make my payment. This stinks, it stinks bad!
After review, they make no mention of why debit card could not make deposits to the account. They ignore my repeated calls to rectify issues. In hindsight, my account number is even blocked out, What other barriers? I'm sure they exist! The review was only initiated because I reported it to the Consumer Financial Protection Bureau. I waited over a week and feel that I got just a cursory review, they didn't explain a single complaint or follow up with questions. They didn't address a single cause, only the result that was in their favor. This is what crooks do!

Literally the worst bank ever. A multitude of issues that ranged from not being able to deposit a check over $1000.00 from my husband's employer to not being able to cash a cashier's check that was from their bank. I finally decided to end my relationship with them. I closed my account in early November but just received a letter in the mail that my closed account was “temporarily reopened” early December (more than 30 days after it was closed) to allow a transaction that I did not authorize to occur. To add insult to injury they charged me $36.00 for my account being overdrawn. Stay far away from this place.

They took over my mortgage and it’s been hell ever since. I had one rough month and could only pay half my mortgage payment... They never applied it to my account for several months. I continued to make my regular monthly payments and still continued to get harassed about the missed payment. I explained the partial payment and told them I would have the other half at tax season...couple months away. Instead they continued to harass me. Mailed my partial payment back and took service charges from the amount I paid. They had me do a mediation which lowered my payment and got me back on track however that lasted like 3 months because the morons didn’t calculate escrow and insurance which put me in a shortage and now to make it up my payment is higher. And god forbid if you're one day over the first of the month making the payment. They will leave nasty voicemails about collecting a debt. Hate this company.

I needed Flagstar to endorse an insurance check for a replaced roof on my old house that I am selling. I paid extra to mail it quickly with a self addressed return envelope with tracking so that I could get the check to the roofing company before the closing date on my old house. Several weeks went by and I began getting nervous wondering why I hadn’t received the endorsed check. So I called, and after four phone calls, learned that they had received the check, but didn’t endorse it bc they didn’t have verification from my insurance company (that I was not told that they needed when I called to make sure I was mailing them everything correctly).
They had my insurance adjuster's report, but rather than calling me or the insurance company to ask, decided to just mail the not endorsed check back to me. But rather than using my pre-paid, self-addressed envelope, they decided to mail the check (without talking to me) back to my (now vacant) old house, with no tracking number. Flagstar has been mailing me bills at my new address for 2+ months, but apparently “that is a different department” and since their department did not have my new address on file, they had to send the $5,000+ check back to the vacant address without using any sort of tracking. My house was supposed to close next week, and now it can’t, bc of Flagstar’s unbelievable lack of common sense. This mistake of theirs is going to cost me a huge amount of money. They are incompetent and very difficult to deal with. Stay far away from this mortgage company!!!!

I was easily given a pre-approval letter. I was initially told that I would not have to put any money down. After weeks of runaround, I asked how much do I need for a down payment? Again, constant runaround without real answers. The closing date passed. I had to immediately seek an alternative lender who very rapidly approved the loan. Flag star bank took a 550.00 appraisal fee without working to approve the loan. I still have NOT received a refund. They also want you to send personal information via text which resulted in my identity being stolen. AVOID LIke the PLAGUE!!

I did not choose this bank. When we bought our house our first had to be through them and a heloc. I am in Calif and there are no Flagstar banks here so everything must be done online. Our first was sold to another company but our heloc remains. First they made us set up a checking acct with them so the heloc could be auto paid from that account. So everything I do has to be online. Every time I try to log in to their website it tells me my password is wrong. I always write down my passwords. I have had to change it every time I log on because it does not recognize for some reason.. Also in order to fund my checking account there I need to transfer funds from my bank here to them.
Last month I tried twice and it got kicked back for some reason. Finally it went through the third time. But in the meantime my payment was late and they reported me to the credit bureau. I am trying to redo this heloc with another institution. The people on the phone are nice but it still comes down to doing business online with them is absolutely terrible. Would never recommend them.

Lady comes on and I tell her it's saying my loan and SS doesn't match. "Okay, Mam. Well we don't have your loan until 12/1." I said, OK but how do I set up my payment due on December 1? "We don't have your loan until 12/1 mam." I say Okay, but my payment is due on 12/1 and the letter says call to set up. The lady is louder. "Mam. I told you we don't have your loan until 12/1. It's not 12/1 mam. Call back after 12/1. Got that. After 12/1." Rude, rude, rude. OMG. What horrible customer service! This may be a good time to refinance!

First, I did not choose this bank nor will I ever. Our loans was purchased by this terrible bank. It starts back when I got an insurance check for my room to be fixed. The check most be signed by the bank that has the mortgage and that would be Flagstar for us. So I send the check off and the paper work needed for a check of a fairly low amount. After, over TWO WEEKS I get the check returned UNSIGNED and a packet to fill out including a request for a notary. I call them and after a twenty minute wait I get someone who then after ten minutes says I don't need to fill this packet out since it is under a certain amount, just like read online. This process goes on for over two months before they finally signed the check and got it back to me so I could get the repairs to my roof done.
Second, their PMI removal process is a scam. I have attempted to do so. The response I got is I can have someone from their bank appraise it for over $500. Are you kidding. I hate this bank and hope they go out of business, They seem to not know what is going on at all within their own company and care little at all for their customers.

They won't call me back, they said they are inbound call center only and it's my responsibility to call every day and check status. Then they say they are waiting for some documentation they never asked me for. When I email something in, I finally learned to ask for confirmation, which they do, and say they'll follow up with status, which they never do. Check the BBB reviews! DO NOT DO BUSINESS WITH THIS COMPANY! They are so bad they don't even deserve 1 star. On-going issue that I have spent 4-5 months trying get resolved. Each phone call last an average of 45 minutes, every time they say, "Call back in a few days to check on the status" and every time I call back, they say, "There are no notes in our record!" All because they purchased a flood insurance policy on our property even though I sent in all the proper documentation multiple times showing that we are NOT in a SFHA. I even poke to a manager who claimed she was escalating the issue so it would be resolved promptly but when I called back, NO RECORD of the conversation.
If we could, we would take our business elsewhere but our loan was sold to them so we have no choice. Every time I call asking for my money I get a different answer but the best answer I got was their representative claiming he doesn’t understand why they have not released my money in full because all my paperwork is there. Needless to say that still is not resolved, they haven’t sent me any money. As I told him, "Are you stealing my money because it’s not your money, it’s my money and I want my money." He says he understands but there’s no answer other than the same guy that says I should have my money, understands my frustration, but I still get no results.
Asked to have a supervisor call me. Apparently, that takes more than two days. I still haven’t had a call from them. I don’t know where it goes from here but I’m going to try and press criminal charges for theft against Flagstar Bank. That might sound extreme but after months of waiting for over $40,000 of money that is not theirs I am out of options and I recommend nobody do business with Flagstar. They’re crooks and criminals and quite frankly they could care less about anybody or anything and no they will not give you your money to make your house or your life right. I used to like Flagstar. I thought they were so nice and helpful... But as soon as I refinanced my loan (for monetary reasons), things changed. Per RESPA guidelines, my escrow money is due back to me within 30 days of loan payoff. The payoff was finalized on June 24th, but here it is: August 26th and still no money. I've called and called and called. They told me that the check was sent out on July 9th, but I never received it. You'd think that they'd rush on a stop payment and reissue of the check, given that I called weeks ago. Yet nothing was re-issued. There has been no action on their part except for a bunch of "we'll escalate this to our payment department" replies. We're 62 days out - it was owed to me at 30!
WHAT IS THE HOLD UP???? And, why can't they transfer the money directly into my bank account (you know, the account they auto-withdrew from every month for years)? Flagstar is, after all, a BANK. My guess is that they're making a bunch of interest off of money that no longer belongs to them (given the accounts I've read online from others - who knows how may thousands of customers?). All I can think to do now is contact an attorney. They're way out of compliance and this is more than a small oversight. This sounds like a systemic problem - a problem that they're profiting off of.

We got the misfortune of having our loan transferred over to Flagstar Bank from Cenlar shortly after our house burnt down in the summer of 2018. We had already sent in our insurance money and had started the claim process with Cenlar before being transferred over to Flagstar bank, it took 2 weeks for Flagstar Bank to show that they had our funds and an additional week to receive their claim packet so we could start the gruesome task of getting all the forms filled out and returned so we could receive our first drawl.
After numerous uploads, emails and more than 10 different LS Flagstar Bank representatives telling me that I was missing paperwork (that I had already sent in). Not only have we been delayed for several months, they're NOW telling us that they are only going to give us $20,000 out of our $320,000 balance that they are holding hostage to start our rebuild.
We have been told several time that once all the paperwork is in that we would receive 33% of our balance that they are holding hostage to start our rebuild (which is not $20,000). And when we challenged them to give us more because our contractor needed more to start our rebuild. And with us sending in the proper paperwork to make that request. They came back with only giving us $20,000 to start, and if we needed more we would have to get an inspection to show that the debris has been removed. Flagstar Bank LS website doesn’t mention anything of this.
We believe that this is a practice to wear the consumer down during this ungodly process, they are a dishonest company. But still no money has been sent out to us. Flagstar Bank are a bunch of crooks and will not release your $$$$, but wants you to continue to pay on a mortgage for a house that is no longer there and only gives you nothing but trouble and problems and delay after delay with no outcome. They are not in the good interest of helping their customers, I would never ever recommend them to anybody. And wish we didn’t have them for our mortgage company. We are still fighting to get our money to rebuild our home, rebuilding should not be this hard. Pickett.

Like many others, my loan was transferred to Flagstar. I have roof damage and filed a claim with my insurance company back in April 2019. I sent the check overnight to the address listed on Flagstar’s form. They lost the check although the tracking showed that it was delivered and who signed for it. It took 3 weeks for them to tell me they they were going to stop payment on the check?!?!? The check was issued by Farmer’s, how is Flagstar going to stop payment. The agent on the phone tried to blame USPS for the lost check.
So I had to call my adjuster to get a new check reissued. Fast forward 2 weeks later, I receive the new check and sent it UPS with the reference ID number written in every spot imaginable. The check was delivered a few days later per the tracking. It’s been almost two weeks since they’ve received the check and they tell me it’s not in the system. They are behind processing checks. So they can not tell me they have the check. It’s been approx 4 months since I filed the claim with my insurance and still no resolution because of the incompetence of this bank. I’m risking further damage to the interior of the house because they can’t get it together.

After a dozen calls, sometimes holding for over an hour this is the type of information I am told. 1) "It takes two weeks for your documents to be received in the front of the building and make them all the way to us in the back." 2) The W9 the contractor sent in is the wrong form. Note: This is the same one he uses with all other mortgage companies but they required he send it three separate times. 3) After all the documents are approved you have to call and request a check which takes 2 business days to process. 4) "It will take 2 business days for us to approve a header for the check to be issued."
5) The check will be sent second day air for the full amount. Note: That did not happen, they called the contractor requesting he resend his estimate which he did two more times. 6) Called this morning to be told we are again waiting on approval of documents check back next week. Delay, delay, delay and in the meantime I have a leaky roof and they have a $36,000 check they deposited and won't release the funds.

I had the misfortune of having my mortgage transferred to Flagstar. They did not contact my insurance and refunded my Escrow which I then had to pay back plus some (almost $1000) and only had 3 weeks to do it. I contacted them about getting a fee waived and it has been since May with numerous follow up calls and somehow the request is never submitted. Then I submit an online application to refinance. I follow up with a phone call in which customer service rep Darrius ** convinces me that I wouldn't qualify but with a HELOC I would.
So I complete the application for that, but after days of phone calls and emails, he does not respond. I call and speak to a supervisor in the office, Michael, who proceeds to tell me that he's not sure why Darrius had me switch the application to a HELOC because it's very clear that I would not qualify for a HELOC and my only chance was a refi. He tells me that he will switch my application back to a refi and have someone (Elijah) contact me asap. Well it's been days and so far no contact, no follow up, no request for more info. If you can choose any other bank than Flagstar Bank to do your mortgage with, do it as fast as you can. I ended up with Flagstar Bank due to the fact that my loan was sold to them. I have always sent in my mortgage payment after the first of the the month knowing that there is a grace period, and that my payment is late if they receive after the 16th. I send by payment thru the automatic bill pay from my Bank. I have used the same day the 5th for the last 8 months however Flagstar for two of the 8 months have attempted to charge me a late fee because they claim they receive this a day after. Both times the payment is received one day later, Flagstar is blaming the US post office (no way to track when they receive) for the delay.
My bank states that the check should clear in 5 days. Who to believe???? I truly believe they are holding any paper checks on the final day and stating they received the following day just so they can tack on the extra late fee... POOR BUSINESS practices. I will be contacting my attorney general to investigate this activity. Shame on FLAGSTAR BANK.

Flagstar Bank works against you if ask for assistance. Loan mod. is subcontracted to another org. and all paperwork gets conveniently lost between the two. No point of contact; they give you a name but they don’t exist or never given their extension. You are asked to upload documents to a ‘portal’. However the ‘portal’ only holds the documents one business day but you are told that it takes 3-5 business days for someone to look at your documents and, “Oh sorry, we can’t go back and retrieve ‘old’ documents.”
The point of buying VA loans with a troubled payment history is to eventually get that government guaranteed payoff; it’s not the full amount of the loan but they see it as a profit. I live on a fixed income and any major repairs, like water leaks and broken water heater, can put me behind. I explained that to them every time I call (as you never get the same person nor does it seem that they make any notes towards your file) but it doesn’t matter to the person on the other end; you’re offered the phone number to HUD and the Consumer Protection Agency, which I believe have been completely dismantled or with Flagstar Bank to throw a disabled combat vet (three tours) out of his home.

I just recently had the worst customer experiences at Flagstar. I'm still in shock. I was in the process of buying a home, the lender had been mainly only communicating with me via email and very short at that. I paid for the appraisal and heard nothing back for a little over a week. Then I got a text from the lender saying it appraised for 25k less than the listing price. That's all I got. Not a call saying the loan is stopped, etc. I then found out from my realtor and the seller's agent that the appraiser tried to schedule a SAME DAY appt. and was already on his way to the property when he inquired about how to schedule the appt. Somehow he got into an altercation with the seller's agent and the police were called. The home had just appraised 2 months prior for the asking price but things didn't work out with the the person's loan who was about to buy it before me, which is why it was back on the market.
The seller's agent reported the appraiser right away when things happened for fear of him underappraising the home. The loan officer told my realtor that he was sure another appraisal could be done due to the situation. But then a few days later he turned around and told her it was nothing that could be done...mind you, he never contacted me until I sent an email expressing my frustration. He will not even try to see if I can get a refund. I contacted the manager, twice now, still haven't heard anything. I can't believe they think this is ethical and that they won't even give me at least half of the $525 back!
Please stay away from the flagstar in Troy, Michigan. I'm not sure if all of them operate this way and are this unprofessional, but I am appalled and highly upset to say the least. This was unacceptable and the professional and PROPER way to handle it was to send another appraiser out there to do the job with a properly scheduled appointment, so there would be no room for bias, etc.

My original mortgage company sold my mortgage to Flagstar Bank in December 2018, I never sought them out to handle my mortgage. During the spring finances became temporarily tight due to slow work, making us late on our May payment. I called Flagstar May 31st and let them know I could pay the May payment in a week. The rep named "Summer **" had me enter into their repayment plan. I was to make a partial payment that day of a minimum of $250 (I paid triple) and the remaining amount would be divided in half over the next two payments and added to the normal payment.
I would only receive one credit hit and all collection calls and letters would stop as well as late fees. My normal bills would still show but ignore them. I had to set those payments up that day as well to be debited from my checking. Figuring this would make things a little easier for a little bit, I went ahead and set up all three payments, got the confirmation numbers and thought all was good.
On June 5th, I get a letter from Flagstar outlining the details of the pay plan, showing all three debits to come out and that the first one has been debited already. All still seemed good and I started to think a lot of the bad reviews I had seen were nothing to worry about. My June bill came showing two months due and the debited amount sitting in unapplied funds...nothing to worry about. June 10th I get a letter reaching out to me about my mortgage options. Odd...must have crossed over. (Hindsight I should have been on the phone then.)
June 24th I get a letter stating I owe over four thousand dollars by July 1st and late fees will be applied if the full amount is not in by July 17th. I called freaking out.. Not supposed to be getting late fees added and where is this bill coming from. (Spaced my normal bills would still show up) I talked to "Vanessa" who said I due owe the money and asked if I want to set up my payment, I stated I want a manager NOW as I am in a pay plan and they already have the debits coming out of my checking. She transfers me to "Gloria" in their mortgage help department. "Gloria" tells me all debits due show and ignore the bills, they are nothing to worry about. Thinking all is okay as they still show the agreement and payments are set up and the money I already paid is sitting there.
The next morning June 25th at 6am my dog is barking up a storm. I get up and see no reason for his barking. Go to let the dog out and a plain white envelope with *confidential* handwritten is laying on the outside patio floor (open to the elements). I open it up only to find a plain note stating "Dear Borrower: URGENT NOTICE Please contact your mortgage servicer immediately at: (800) 393-4887. Thank you" (form I-116). Now I am very mad, I do not need this. I have held to my end of the payment plan, was told since I am in their plan I will be removed out of the auto call and collection letters, as long as I don't default. Apparently coming out to the house and harassing customers in person is still acceptable.

When I logged in to make my June payment it showed that the May payment was due. So I paid the May payment. Now it won't let me make my June payment which is due today. I called them to see if I could make the payment over the phone. They told me that I could not and would have to wait until the May payment posted. We all know 99% of all mortgage payments are due on the 1st, typically there is a grace period of 10 - 15 days, and, although the US post office is slow, typically mail is delivered to the recipient in about 5 days.
This does not happen with Flagstar. Last month I mailed my check on Monday morning, April 15th; Flagstar didn't credit my account until Tuesday, May 7th. THREE WEEKS LATER! This is a common occurrence. When I have called to inquire, the representative told me that I should contact the post office to complain. The letter also CLEARLY stated that the payment for the BPO was $125.00. I sent the check, along with the copy of the letter. They cashed my check and then proceeded to tell me that I owed another $250.00 because they could not find anyone in my area to give a BPO.
After MANY phone calls, 4 escalations of the issue to management and 4 weeks later, they still contended that I owed another $250.00. In my view they are in breach of contract, but of course my only option at this point was to pay them the money so that I would not continue to pay over $100 per month in PMI. The second time I called, They told me to go online! Again I called them finally someone gave me a new account number, and told me my mortgage was overdue! They also told me they sent me notice of this transfer by mail, I did not receive! At that time I set up my online account and paid February and March mortgage payments, unfortunately I entered my bank account number incorrectly, and they didn’t go through. Then in the mail, I received a letter about “how to get assistance if I can’t pay my mortgage”!

I waited another week...Called them again, got a automated system, that when I asked for a customer service agent the line went dead!
On April 22 a representative from Flagstar claims department called me and asked for a water mitigation estimate. I kept him on the line and emailed it to him to make sure he got it. He said he did, and that he would get these checks to me. Stating everything was in order. On May 1, today I called once again To see where the checks were, as the pre-addressed priority envelope does not register with the post office! Cenlar sold my mortgage to Flagstar. I noticed right away my mortgage went up a few hundred dollars a month. I realized they bought me a homeowners insurance policy. I've spent months trying to resolve this and they still charge me the extra money even though I've had insurance in place with USAA for years. I've emailed, faxed, had USAA on the phone with them etc and I can't get it fixed.

On 3/15/2019 I contacted customer service by phone to dispute a unauthorized charge with my ATM/debit card... Agent was helpful. Dispute was resolved and money was returned back to my account. Agent did inform me that my current card had to be deactivated and a new one sent out. I was fine with this since I had cash on hand. I was told by agent the new card was ordered and I should receive within 7-10 business days. I took her at her word. Said thank you for all the help and disconnected. Did go to my local branch to get a temp card which I was told is limited in what I could do as opposed to real card on its way to me. I was given a card with instructions and a # to call to activate. Called the # keyed in the card # and the system asked for the 3 digit code on the back of which there was none. This was a bit upsetting.
Today is 3/30/2019. 10 business days have elapsed. I called customer service only to discover that the original agent did cancel my old card but never ordered a new one. Agent I was talking to was apologetic and offered to order one for me today. I explained that I am now behind on paying bills due to waiting the first 10 days. Waiting another 10 days would result in loss of elec. DirecTV and other services also incurring reactivation fees. Advised her not to bother and that I have a small emergency checking account at a bank a block down the street from their local branch. Advised I will be closing all accounts with Flagstar on Monday and moving to Minors State Bank. I will also try to hold Flagstar responsible for any late charges already incurred. Ever since Flagstar took over the Michigan Wells Fargo branches in there. There have nothing but Complaints and Horror Stories about Customer Service and Customer Care.
I do not want this to reflect on the staff at my local branch who are Kind, Courteous and Helpful as they can be with the resources provided to them. They had more resources with Wells Fargo. Unfortunately on the corporate end I see a cesspool of ineptitude and unreliability. I would advise anyone in Michigan to move to a different financial institution before you go through this aggravation.

Emailed him multiple times. Contacted multiple times. Got a letter in the mail. They got denied. No phone call no nothing explaining why on top of that since they bought my own I’ve had nothing but problems making my payments every month they double dip me on my account happen on a Friday and then on Monday I called them up. Our mortgage was recently sold to Flagstar and immediately we began having problems. They double-charged us for PMI and offered no explanation of a escrow increase. My wife noticed the charges and contacted Flagstar to correct the problem. They said they would, but the next month we were double-charged once again. She had to contact them again and they said they would remove it. We recently got our third overcharge with no corrections and no reasons as to why this keeps happening. The only thing we can gather is that this bank is inept and completely incompetent. They apparently have no accounting and no accountability. Stay far, far away from this 2-bit, wanna-be bank!

Our mortgage was recently bought by Flagstar Mortgage. We have had this mortgage with Cenlar for three years no problem. Made the first two payments to Flagstar, no problem. Then the third payment was returned. Called Flagstar, they saw where it had been returned, no explanation other than wrong amount. It was $11.00 short. They raised our payment for escrow reasons. OK, sent another payment. Got a call that we were late and they need a payment. I called customer service, talked to 7 different people. So now I gave them the check #, the confirmation # from my bank and waited. Again they call, no payment.
Finally the eighth or ninth person finally asked for the address where the check was sent. Wrong address. So we made another payment. They got it. All good right, WRONG. They reported to the credit bureau and my credit dropped 114 points. Now here is what's strange, they credited the late fee, saying sorry for the mix up, but won't reverse the report on my credit. Kind of a Oxymoron if you ask me. Moral of the story, stay away from these people if you can. I saw a review for a very similar situation. We never got a welcome letter from Flagstar, we did receive a letter from Cenlar telling us the mortgage was sold. No communication or understanding on Flagstar's side. The fact that we have never been late or missed a payment before Flagstar doesn't seem to matter. Why would I make dozens of phone calls just to be late on a payment? Why did it take dozens of phone calls before being asked the address?

I have suffered a home flood due to a plumbing break and my insurance company quickly reviewed and paid an initial sum within 48 hours. The bulk of the funds were issued via a joint check to Flagstar and myself. Initially, the Loss Draft Dept in Mesa AZ requires you to complete many forms, notarized by yourself and contractors. I completed ALL their paperwork and mailed this and the check to them as required. Then they start asking for new items - in very cryptic obscure emails giving little information asking for "Contractor License" already sent on a Notarized Affidavit!
Then you call and repeatedly call and they are still "Processing". In the meantime you can't make payments to your contractors trying to fix your house. This department is decrepit, disorganized, ill-managed and has no customer care for people hurting trying to get their life back together after a disastrous flood. They have you totally trapped sitting on your insurance check while you wait and wait far too long. Another irony, my loan is about 15% of the value of my house now, and they hold me hostage on 100% of my home trying to get it repaired.

My condo suffered water damage and mold problem. The insurance company settled it quickly and mailed out the check to me for $17650. It also included Flagstar on it since they are my mortgage company. I signed the check and mailed it in to Flagstar on 12/23/18. Today, I still have not received the amount. I had to pay contractors to repair the mold problem and fix the entire condo, which cost me over $24K. I submitted all the documents Flagstar asked for...insurance estimates, paid invoices from contractors, and release of financial responsibility. They sent out their inspector and the report was submitted to them as all good...all repairs were done on the condo. I called and talked to their representatives at least 20 times since January and every time they asked me for the same things over and over again because they either did not receive the documents or that the documents were uncleared.
My insurance agent got on the phone with them and myself and spoke to them twice asking them to release the check so I could pay out my contractors. My insurance agent informed me that Flagstar cashed the check in January. I asked to speak to a manager but they said she was busy and put me on a list for her to contact me, within 24-48 hours. I never heard back from her. I am convinced that they are holding my money hostage, along with many many other borrowers, and earn interest on it. Last time I heard from them, they told me they submitted for a withdrawal payment, which was three days ago. But I heard that five times already, with the first time being a month ago. My mortgage was transferred to Flagstar a month ago. Everything has been a huge inconvenience for me since this unwanted transfer. I set up my automatic draft for bi-weekly payments, which takes a month to start, so during my wait I am ineligible to make a one-time payment online. WTH! WHY? Flagstar Bank Customer Service Rep Mollie/Molly says she's sorry but, "You can't make a one-time payment online because you set up auto draft, even though it doesn't start for another month." Then I ask to make a phone payment and she says it will cost $15 to make a phone payment. So basically I have been transferred to a company that doesn't know jack about customer service. She never offered to waive the fee, she just says mail the payment.
It's 2019. Who mails payments anymore when you have technology to send a payment; immediately. Then I ask about moving my payment date to a earlier date, and she says I would need to start the autodraft process over if I want to do that. "That will cause you to wait longer for auto draft to start." Then she says, "Is there anything else I can help you with?" "No, you didn't help me with what I asked you for already." All I want is to make a one-time payment and they can't even help me with that without charging me a fee. I HATE that my loan was sold to this company.

About four or five months ago my mortgage was sold to Flagstar Bank. From the beginning it was obvious they have problems dealing with customers. First when I requested that I make one at a time payments over the Internet they sent me log on credentials including a user name. I tried to log in and it wouldn't allow me. So, even though I have a VERY significant hearing loss I struggled to call and discovered... "Opps, we sent the wrong user name." So I used the new one and it worked. BUT, not on the the web page they originally told me to use. On the page dedicated to mortgage ONLY payments it worked. Now the mortgage only payment page is refusing payments and saying it is having technical problems.
Interestingly there was a text link on the page that took me to another sign in page. That page allowed me to sign in and offered to take a payment on a mortgage loan. I made the payment. BUT, it worried me to sent money through a page I hadn't used before and looks like the very first page they sent me to which at that time would NOT take mortgage payments. I tried to email them, several times, asking if it was okay to make the payment through that alternate page that I'd used. In each case their reply telling me to CALL to ask questions. I've repeatedly told them I have GREAT DIFFICULTY using the phone but they continue telling me to call.
This is insulting in my opinion. In each of their replies they also state that they do not allow personal data, account numbers, ssn and such to be use in Email. My question didn't have any of that. It is obvious they do NOT read email, not even email produced through their online, on page, web to mail. They are a sorry bunch when it comes to customer service. I wish there was a way to get my loan sold again. I doubt any mortgage outfit could be worse.

I called customer support and was on the phone for over an hour and was finally told there was nothing they could do and I would get a fee. So let's get this straight, I can't change basic functionality on their site or via their customer support because of their system limitations. My payment is scheduled for the 3rd. I won't have the full payment until the 8th. Mind you this is still well within my grace period and now they are going to charge me a fee because they will request the money on the 3rd and I won't have it. That's a nice little scam for them. I asked someone in a different dept to find out some answers for me. I got an automatic company policy statement instead of a personal answer.
Then I got someone on the phone. I asked to waive the payment fee on the phone since I wasn't at my computer anymore and driving. Nope. Policy. I asked to talk to someone else. Same thing. When the shooting atrocity happened in Las Vegas last year, a lot of us lost work. Made things hard. I explained this to them as well. They didn't care. This is the second time a mortgage of mine has been transferred so I'm familiar with the process, but since that time regulation must have become much more lax.
January 25th I got a letter from Freedom Mortgage out of the blue saying that my monthly automatic payments were cancelled. What? (Nothing more). A phone call to Freedom customer support and all the agent could tell me was that our mortgage was transferred to a place called Flagstar. They couldn't tell me any more information about it, or the contact information for where I need to send my next payment. The CSR said we should have gotten a letter from Flagstar a month ago. I did not.
Morning of January 28th I call Flagstar and they say that yes, our account could have been transferred; but they won't have any information about my account until the February 5. Afternoon of January 28th I get a letter in the mail (postmarked January 25th) welcoming me to Flagstar Bank effective February 1. February 1 (due date) I call Flagstar on where to send payment. CSR says they can't accept payment and that I need to wait. February 3th I head out on family vacation for the week. February 11th I'm able to create a sign-in account with Flagstar. Their system does NOT allow me to schedule future auto-payments because my account is "Past-Due"?? I make an immediate bank transfer via ACH anyway.
In the meantime throughout all of this I'm getting additional letters from my original servicer Freedom saying that there is an escrow shortage and to send them payment. The most recent one was dated February 15th with an enclosed deposit slip. What is going on?? Was my account transferred or not? I am already paying the new servicer that money.

I kept looking to see if they added any options online months after months to see if I could set up Maturity options like all other online banks bigger and smaller.
Finally, I decided to call them today since my CD matures in a few months and found out that I could not make that request on phone. I could also not stop at a physical location to have that done. I would have to wait until the CD matures and they will have 10 day grace period and within those 10 days, I would either have to mail a letter to them or stop at a Branch to close the CD and instruct for the funds. I asked, "What if the letter gets missed or that I am in a different state or out of the country? Can I not write the letter now or stop at a branch now?" She said that I would have to pay penalty as they will close early. But I am not closing my account now and just trying to instruct what happens when it is mature. She had to put me on hold and then verified that I would have to do it within that 10 day period and there is no other options.
This is crazy! Which bank does it where you have no option to decide what happens to your money? This is the only one I came across. Shame on me for not researching and signing up with them. I hope everyone researches and never makes the same mistake. I am really worried that they are trying not to return money and that's is why they have this rigid and strict option. They assume that many consumers would fail to make things done in those 10 days and either pay penalty or get stuck with a renewal. Discover, Capital One, Ally or even Huntington does not have this attitude. We are told that a supervisor will be handling it and calling us back. This never happens. So if we continue to make payments they will continue to apply them incorrectly and we will still have an issue.
This is beyond ridiculous that this corporation is allowed to run like this. The mistake is theirs and we have the documentation to prove it. They can even see the documentation but say they can't update the system. They transfer you to a different department stating that they can update it. The next department says they can't do it either and transfer you back to the original department stating that they were the ones that should update it. So we will continue to get paperwork because the system is automatic that says payments are missing, past due or not enough. They continue to report to the credit bureaus incorrectly as well. Cannot wait to refinance and drop this place like a bad habit. Total Incompetence on their part. We are left with getting an attorney and forcing them legally to get their act together. I called my insurance agent and was told that they don't offer a stand alone as all of their policies have flood, hurricane, etc. included. I hear nothing more from them until yesterday and a get my escrow statement, and lo and behold! In August my escrow was charged for flood insurance, I called my agent's office and of course there was no payment to them. I have no idea who the second insurance is with, I have no idea, but I do know that having two policies on the same property may not be legal. While researching to file a complaint I realized that I don't have a single item that states why my insurance was not acceptable to them, I only got that through conversations.

Had a business credit account with Wells Fargo. Wells sold to Flagstar and the debacle began. First, the credit card I've had for 15 years was deactivated without any notice and without a replacement Flagstar card/account. I have numerous auto-debits for the business and had obligations that needed paid. I called and after 40 minutes they reactivated the Wells card. Few weeks later I get the Flagstar card and (wrongly) assumed the account was good.
Secondly, I have 30-35 customers that had their Wells account on file with our business and realized the same thing happened to them, when we started getting notices of charges declined. Apparently no one at Flagstar had the forethought of issuing replacement cards to their customers before Wells terminated their accounts?
Lastly, over a month had passed and we never received a statement. We did receive a 'welcome' letter from Flagstar, regarding "hand-crafted solutions" (like they're selling a piece of fine furniture) but no statement. Called them and they couldn't locate my account. After 40 minutes and explaining myself to four people, I finally spoke with someone that found my account and assured me everything was taken care of. She said I would get my statement within a couple days.
Two weeks after that call I get the statement; statement shows $0 balance. I had charged $12K over the past 40 days. I called them again, transferred to 3 people and finally spoke with someone that found the account. She said she couldn't discuss the account with me because she didn't have any personally-identifiable data on me to verify; said that has been most of the issue with the Wells acquisition in that they didn't receive their customer's personal identification data. She said I need to email Flagstar my SSN, DOB and mother's maiden name. I asked her to send me an application to completed and she said Wells accounts are handled by a specific department and their applications wouldn't work(?????).
Tuesday of this week I sent Flagstar a check for $12K and noted the account number on the check (the one on the welcome letter) to credit. Today I get a call from one of my vendors stating that the card they have on file was declined. Great job corporate Flagstar; you did such a fine job orchestrating the acquisition I think you should vote yourself a raise. Why, with Well's oversight in allowing branch management to open new accounts for self enrichment, your two banks may just be two peas in a pod. Corporate greed and clumsiness... and no one accountable. GOODBY FLAGSTAR.

Well taxes were paid on 12/20 and things seem good till on 1/23 they went and pulled more money out and paid my taxes again. If I would not of received a email yesterday about it I would not have known they double dipped. I had to call to tell them. Now it’s a waiting game. None of this is my fault. A payment for nearly two thousand dollars has disappeared into a black hole. It's been a month and they still haven't credited my loan. So I wrote them and inform them that since they are collecting a debt from me for my mortgage, then I'm a debt collector also. I informed them that they owe me $8000 which is to be paid immediately. Chase Bank sold my mortgage to Flagstar last June or July, 2018. The first few months, everything was fine. A couple months ago, they started not posting my mortgage payment correctly and then trying to charge me a late fee of 17.80 because THEY are ones that posted it incorrectly and supervisors refuse to pull it out and repost correctly. I was told I had to pay another 42 something which is what they posted wrong in order for a full payment to go through. I pay it as of no choice and get told it's all caught up. Then they told me on the next month's payment which was paid in full, unless the late fee is paid with it, they will not post it as a full payment which I'm sure is illegal.
Now, I am seeing a pmi on here as of 1-7-19. I have lived in my home 5 years now and never had a pmi posted through ANY company. I have been very unnerved with this company and am scared to death that they are a fraud and they are embezzling. I absolutely hate Flagstar and pray to God my mortgage can get sold back to Chase and the financials on all of what they've done get adjusted back to the way it should been in the first place. My loan recently transferred to Flagstar Bank in January of 2019. They have been terrible to work with and the customer service is beyond terrible. I was on hold during one call over 90 minutes. My old mortgage company had already withdrew my January payment before the loan transferred. So when the loan transferred a few days later, they transferred, via a wire transfer, my January payment. I was provided with the federal exchange number to verify the wire transfer went through correctly, and the date/time of the transfer. Flagstar continues to deny they received my the payment and I had to make another payment directly to Flagstar to keep my loan in good standing. So I have paid my January payment twice!
I have talked to multiple customer service agents and several supervisors. All have been of no help and could not answer my question on how they could lose a wire transfer. How is it legal they can accept funds for my mortgage loan and not apply those funds to my account? I filed a formal complaint on the bank and encourage anyone else with similar complaints to do so with the Office of the Comptroller of the Currency.

I just got a statement from them that the payment was never paid and now I have a late fee of $35.00. Total **, since the website had all my information already in it (routing and bank number) proving that I had set it up, with the "convenient" notification on their site that autopays only take effect on the 2nd payment. Then why wouldn't the site warn me of that at tell me I HAD to make a manual payment? Nice try Flagstar. Not on my watch. Long post alert!!! My husband and I recently found out at the end of November that our home loan with Chase was being INVOLUNTARILY transferred. Mind you, we have been through hell the past 6 months. Back story... in July we found out we were pregnant with our 3rd child. August we find out we are pregnant with twins! We decide we need to look into getting a home, due to previous things with my husband's old company, we needed to raise his credit score slightly to get the best rate. So we work with a financial/credit advisor and begin the process. All is great with them! National Credit Care is an excellent company to work with!
September we get hit head on with Hurricane Florence. It devastated our area. We had to evacuate and were out of our home almost 3 weeks. Due to the state of emergency Chase gave us to the end of the year to “catch up” on payments since we had to unexpectedly pay out the Hong yang to live until resources could get to us. We paid our monthly mortgage payments on time still; however, right before the transfer we find out money has been placed in unapplied funds, so we ask to have that applied to our monthly payment. No problem. Meanwhile... So in October we find out we lost one of our twins, we were devastated, but still pregnant with one healthy baby at least.
The end of October we find out we are ready to purchase home. The next day as we are heading to put our money down on Halloween, we get in a head on collision. That puts things on hold, and now we have to figure out what to do about a car as well as all of the Dr. visits. Thankfully everyone is ok! November rolls around and we are having Dr. visits every week. We are now also having to fight with insurance companies regarding this wreck about who’s at fault (even though it was clear it was the other driver, especially considering she got the ticket and the thorough police report). We now have to pay damages out of pocket as well as Dr. fees and wait for reimbursement right before Christmas!
December 4th we find out the Flagstar now has our loan and on top of everything listed above, they decided to “undo” what Chase did for us and unapply our funds once again and then send us several Letters stating that we are behind on our mortgage and threaten to foreclose on our home that we just got back into... After 4 phone calls and speaking with several “customer service reps” (what a joke) we are told that due to the transfer, we have a 60 grace period and that no actions will be taken and that credit reporting will not be affected. We also get told by two reps that the situation has been handled and taken care of. The other two wanted to tell us that due to the funds being paid more than 30 days ago. That those monies would just go to principal and we still owed... idiots!
Fast forward to the end of the year. We contact our lender with the go ahead from our advisor only to find out lo and behold Flagstar has reported us late on mortgage payments and now on top of everything including having to bury a baby, while delivering a healthy one, I now CAN’T FREAKING GET A HOUSE!!! Even though I’ve paid them money! I don’t even know if a lawyer could get involved but someone seriously needs to do something about this company!!! They are robbing people basically!

These people would have been perfectly at home carrying ball bats or axe handles, like in the old west days, but no outward displays of hostility erupted, at least while I was there. Obviously, the new bank had greatly underestimated the complexity of the transition, but was careful to offer the ATMs at Walgreens, CVS, and other retailers for use with no fees! I hate to think what would have been the reaction had there been a fee charged! This change happened while I’m 1000 miles away from home and all of a sudden my card, only funds on me, don’t work. I’ve tried to call several times over the past few days and every time I’m on hold I’m hung up on. So thanks to this. I’m stuck indefinitely here, missing finals, doing weird desperate stuff for money just to feed myself, and trying to open a new bank account somewhere else. Thanks Flagstar.

Unfortunately, I am one of the victims of this transition who still cannot access their accounts. On December 3rd, I attempted to set up my online banking at flagstar.com with no success. I had followed the instructions exactly and even went as far as to try on different computers with different browsers. The number I was given to call when receiving the activation error gave me a recording and then promptly disconnected when I called it. I continued to try the number and also the activation on flagstar.com periodically throughout the entire day, with the same results. My local branch is open 9-5. I work 8-5 out of town and have to take time off work in order to do banking at my branch. There are no other branches closer to my work, which is 30 miles away.
December 4th, I again attempt to activate online, with the same results. I again call the phone number provided and get the same recording and disconnected. I attempt this throughout the day again to no avail. I decide to leave work early and visit my branch. On the way home, I call the helpline again and finally get to a point where I am at least on hold. I stayed on hold the entire trip home (40 minutes) and never talked to a person. I then proceeded to my local Branch and arrived at 4:30pm. There was approximately 30 people in line and two tellers working. I did not have time to wait in line where it appeared each person was taking anywhere from 15-20 minutes minimum to help.
I left and went back home and attempted to call the helpline again. I was on hold again, this time for 1 hour 30 minutes. I finally talked to a person and informed her of everything I had tried. To her surprise I had attempted every single troubleshooting step she was going to have me try and more. She told me she would have to escalate my call and someone would call me within 24hours. That was 6:30PM Dec. 4th and it is now 12:40pm Dec. 5th. Just my story, I thought I would share. Bottom line, I still cannot access my accounts.

The transition is far from seamless.
The last few days we have seen lines that would take hours to reach the counter... That is, if you can find parking. It’s concerning as I didn’t transfer my direct deposits to my newest WF account. I did receive an e-mail from Wells Fargo stating I could look at documents, so I jumped at the chance to print out my balances and my direct deposits, that Flagstar has in limbo. I do not trust Flagstar. Who wants to go to a gas station to use an ATM, or Wal-Mart? Flagstar is not a national bank and therefore not everywhere like Chase, Wells Fargo or Bank of America Etc. I find it inconvenient and I will be switching this week to Chase.

I'm writing this review while being on hold already 45 minutes! I had a business account with Wells Fargo and have extreme regrets that I didn't research Flagstar prior to the takeover date. I'm furious because I really don't have any extra time to wait in the long lines at the branches here in South Bend nor do I have time to wait on hold for what has now been almost an hour. Did I mention I tried calling yesterday and the same thing. I went to the branch and because of the long wait time I couldn't stay. There is no helpful information on their website about setting up an online account and I quite frankly will have to bite the bullet and go wait in line at a branch! Yes~ as soon as my account information is straightened out I will be changing banks!

They raise my interest rate more than the Feds raise interest rates. They charge a $50 ** fee on your HELOC to "maintain a revolving line of credit". They tell you if you open a checking account with them with $200 they will reduce your rate by a half of a percent. They do, but if you don't use this account every 60 days they take $60 out of it as a penalty. By the time I found this out, my account was down to $60. I HATE THIS BANK. I will be transferring this loan as soon as possible and hope to never do business with them again.

I normally am very caution and do not write negative reviews only positive ones. I have been in the customer service in 3 different industries over the past 30 years. There is too much negativity in the world. But after spending over 4 hours on hold over the past 2 days, enough is enough. I thought that I was fortunate enough tonight to actually get through to Flagstar customer service after 45 minutes on hold. I spoke to someone named John; he was terrific even though he could not help me access on accounts online. He promptly, after trying a couple of different things send me to tech support.
For the next hour and 15 minutes I spend listening to the same hold music with nothing else telling me how far along I was in line, etc. I thought surely since I had been in queue well before the time to close at 9pm they would keep those calls in queue to get to their new customers. Not so. Promptly at 9pm the phone began to ring! Eureka, my call is next! Not so and no cool! Someone picked up and then hung up the phone. Really?? Why is it I should continue to bank with this bank?

Flagstar has made it very difficult to even set up an online account and access my money. Luckily I have an account with another bank and have some funds in there. As soon as I am able to I will be closing this account and putting everything into another bank. Their customer service is terrible and I advise against joining them. We received word that Flagstar bought Wells Fargo branches back in June. That was six months ago, they should have been prepared for this. When I asked what to do with my direct deposit, the agent said "I think it should be okay." What does that even mean? This is my only checking account and I can't afford an "I think" statement. I went to the office today, typically no wait and found the entire lobby full of people making attempts to update their banking information. The computers would constantly freeze up or the associates had no idea what they were doing. I waited 3 hrs and ended up leaving. I’ve now been on the phone for an hour waiting to speak with someone. This was completely avoidable but Flagstar did nothing but send wrong info in the mail and now I cannot get on to check any of my banking information. Currently Flagstar bought out Wells Fargo in our area. I was not exactly happy about this transition but wasn't a huge deal at first I guess. However, they decided to do the merger at the beginning of the month when people need to pay their bills. This would be fine if it was a smooth transition. First of all there was no notification process. So now my account is disabled at Wells Fargo and I have no idea why.
So I try to make a new account with Flagstar but their site is down. Did you not think before that your website would get much more traffic when all of Indiana had to transition over? Even if the website was up there are no instructions on how to switch over and create a new account. This would be very helpful but instead I have to wait for an hour to talk to someone on the phone. Seems like this transition was not thought out very well and did not keep the customer in mind. Little disappointed but not much I can do but hope I get access to my account in the next days.

The 'mandatory' flood insurance forced an escrow shortage, even though I submitted FEMA documentation/map that identifies structure is NOT in flood zone. There no provision to appeal or correct. I’ll start by saying that since January 2018, when I experienced a flooded basement due to a broken pipe, I have been fighting to get my home back to its original state - it is now November and I live in the northeast US - I still have a home without heat... Representatives to respond to emails, customer disservice pushes back to the rep handling claim...it’s just a nightmare.
I did not choose Flagstar - my original mortgage was sold to them and like many other reviews I have read - now I’m stuck. My insurance company released over $25K in funds directly to Flagstar, since the protocol does not allow them to send me the payment directly (a concern I can appreciate - since in the past, many homeowners would just pocket the $$$ and the property would devaluate). That being said, although the damage happened in January - I was finally able to pay the remediation company (first responders) in June!
For the last months I have been trying to get them to release funds on the replacement for my heating unit - and this morning I just found out that the Loss Dept no longer exists and that I will have to start from square one - with another department. After reading the reviews below - it’s easy to see why I’m stuck on this hellhole with such a poorly run organization...this must be a top/down approach. I don't know of any company that in today’s climate of user feedback - is still willing to screw its customers with no repercussions. What a terrible experience - RUN! God help us all. It is sad that I have to give Flagstar a single star... should be zero stars! Flagstar Claims personnel failed to follow-up or follow-thru on anything they said they would do. Example: my home was damaged during a hailstorm in Fountain, Co in June 2018. We immediately filed a claim with USAA who inspected the damage and cut us a check all within 2-weeks. However, USAA is required to put the check in my and Flagstar's name. Because the damage to my home exceeded $20K, I also had to file a claim with Flagstar. They indicated it would take 5-7 business days to process and re-issue the check so I could get a contractor to begin working to fix the damage. After waiting 3-weeks and still no check, I called again. They indicated there was a mistake on the paperwork which we completed on the same day and emailed back.
After another 3 weeks wait, we called again because we had been hit with a second hailstorm and now had a leaking roof that damaged the inside of my home. Flagstar indicated that they could only send the $12K USAA provided AFTER the work was completed. Additionally, they told my wife that Flagstar had talked to USAA and we informed them that we were not going to use the money for the house. So we called USAA who informed us that they have no record of a call from Flagstar on our account. I found this quite interesting which immediately called into the question the honesty of the claims supervisor. Next, we got on the phone and literally had to yell at the Flagstar claims supervisor to get him to release 90% of the funds in order to have money to put a contractor on contract.
How can Flagstar expect me to repair a home with $23K in damages with no funding? Further, as I could not depend on Flagstar to do anything they said they would do, I could not put a small business in jeopardy by putting them on contract to fix my home knowing that they would have to wait and possibly file a lien against our home. So I had to put them on contract in a piecemeal fashion. We fixed the roof, windows and gutters. A month later when I could afford to pay for the repair, the fence and garage doors, we had them do that as well. Next up is exterior trim, paint, light fixtures and odds & end damage.
Additionally, as a result of Flagstar's failure to provide the insurance money to me in a timely manner, I now have interior damage to my home. When I informed Flagstaff via email that they caused this, their reply was “well, file a claim with your insurance company”. Wow, I now have to pay a $3,000 insurance deductible because Flagstar could not do their job. Totally and completely unacceptable!!! What I find truly interesting is that I have NEVER missed one single payment, EVER! Nor have I made a late payment in the 8 year payment history I have with Flagstar. Perhaps they are used to dealing with folks who have no honor but being a retired, combat disabled veteran with a credit score exceeding 750 and held a Top Secret Clearance with access above TS for over 30 years, probably means I might be somewhat trustworthy.
Please, do yourself a favor and walk away from this company despite their low interest rate. The truly interesting part is I got stuck with Flagstar. For whatever reason, the loan I had with the organization I chose sold my mortgage to Flagstar which means I did not choose them and for good reason. Do yourself a favor and check out ** and read some of the reviews from other unhappy customers. Mine will be there next as well as many other review sites.

This company has been okay until I had hurricane damage to my property. They are very unprofessional and incompetent. They have been holding my final insurance payment check for over a month now! They first were insisting on additional docs that were hard to get from insurer, but I finally managed to get them. Sent them to them via email and I keep getting the run around. Every time I call I get different answers and they keep stalling, holding my insurance check, refusing to release it. They think it's a big joke and act like they're above the law.
I am a realtor and I have never experienced this kind of behavior with a mortgage company nor have never heard anyone experience it and I deal with these mortgage companies on a daily basis. If I could give them less than a one star I would. They are going to find themselves with a lawsuit and I have written a letter to several media outlets reporting what they are doing to consumers. I'm going to make it a living hell for them to the best of my abilities. Filed a complaint with the state of Florida financial services. As a realtor word of mouth goes a long way and I'm spreading the word to all my fellow colleges and clients to stay away from this company. YouTube video coming soon.

First... refinanced with Flagstar and everything seemed to be going fine until, ten months later, that they had bought an additional insurance policy for some reason? They already had my Allstate information so I can the additional policy and upon threat of being sued, that company refunded my money. Flagstar denied any wrongdoing. Warp ahead to 9/18... I just finished refinancing with LoanDepot (a much better company) and the amount they sent Flagstar was about $1400 more than the loan balance. After several months of phone calls the final story was that I owed several days of additional interest (amounting to $1100) so, I advise anyone looking at Flagstar to RUN in the other direction as fast as you can!

I have used their online chat to get a question of how do I set up biweekly payments and the question was answered and the form sent out immediately. I've set up my payments and have had zero issues. I will most certainly update this review if anything should change. When I first learned that Flagstar bought my loan, I looked up reviews and they seriously had me scared. At this point, I literally have had zero issues and every interaction has been positive.

Our loan was bought by Flagstar, it has been a nightmare ever since. Their customer service is revolting, I would never ever ever willingly choose this bank! Immediately after they bought our loan we started getting letters in the mail from our insurance companies saying we were past due, requesting payment, and threatening to lapse our insurance due to lack of payment. I spent over 3 hours on the phone trying to get them to pay the insurance, and they were completely unwilling to help.
Our insurance company needed info from them in order to re-send them the bill, and when I asked the customer service agent if she would fax or email the info over she said "ummm... no, I won't." What? I couldn't believe it. Luckily my insurance agent was sympathetic, she said she has worked with Flagstar before and now she dreads getting a client that works with Flagstar because they are "the absolute worst." Please choose different bank. If we had any control over it, we 100% would.

I really have a hard time paying for something that benefits billion dollar companies. Specifically, I'm speaking of PMI. This insurance benefits Them not me, yet I have to pay for it. I put 10% down on a home loan and they forced this insurance upon me. I inquired as to how I can have this removed. I was told it would automatically be removed when I reach 80% of the loan paid. Once that happened, it was not removed. Instead I was told that I now had to reach 78%. Once that happened, it was still not removed. Instead I was told that I would need an appraiser to come to my home and reassure the LENDER that my property has not gone down in value.
Even worse, I had to pay for the appraiser. If my Excellent credit isn't enough to guarantee that the loan will be paid, then don't give me the loan. These underhanded charges and additional coverage that insure them are preposterous. I would not be doing business with this company again and strongly advise anyone applying for a home loan to avoid FLAGSTAR at all costs.

Working with Flagstar to refinance my loan started out to be a great experience, but then went downhill. My insurance was due around the time of the closing, so my loan officer unilaterally decided he was going to pay off the insurance. He told me I needed to bring a check to the closing to cover the difference in paying off the insurance. I told him I didn't agree to that and I wasn't prepared to do that. He got very angry with me and yelled at me on the phone. He told me that paying off the insurance HAD to be done and not paying it was a deal breaker.
I went ahead with it. I had to wire the money since my new checks hadn't arrived yet. It cost me $20. It turns out, I didn't need to bring any money to the closing. The title company sent back the exact amount that I wired. I spent $20 to wire money for no reason. I complained, they admitted they messed up, but didn't pay me back the $20 I spent to wire the money. Working with them since the closing hasn't been any better. Their site MyLoans is very difficult to work with. You have to dig down to get to the page where you pay on your loan, or set up a recurring payment. I BEG them to sell my loan to someone else so I can work with a corporation who has actually heard of customer service.

Shortly after, I went through a separation and divorce. I am currently a single mom. Payments fell behind (no more than 3mos). I have brought the payments current...yet for some reason they continue to tack charges onto my statements and holding over $1,000 in a suspense account. (With a mortgage payment of 1234.00 a month, I have paid to date 6300.80 in the last 4 months. That's over an entire extra mortgage payment.) Each time I pay the new amount to release my money...they add more money owed.
To top it off, they have documentation showing each amount I am told by a representative over the phone of what is owed to release the funds. The best part is, they send me Foreclosure acceleration notices on a current mortgage. Pretty sure that's not legal. And my credit score shows a current account. This bank is terrible and they treat their customers horribly. As of right now, I just paid another amount to release my $1,000. Curious...how much more will they tell me I owe next?

Our agent assured them we did have insurance and sent them the proof of insurance and Flagstar agent assured me all was well. Today, June 19, 2018, I get another letter from Flagstar stating we did not have hazard insurance and they were going to purchase us an insurance policy for $6,393.05. Our insurance only cost $1100!!! So now I am back on the phone with Flagstar trying once again to get this straightened out. HORRIBLE CUSTOMER SERVICE and UNETHICAL - AVOID IF POSSIBLE. Getting a loan through Flagstar has been one of the worst experiences we have ever had. From the "senior" loan officer Geofrey ** to the branch manager Andrew ** the work ethic and communication have been unprofessional, at times bordered on deceptive, and have been with no apparent recourse. Our real estate agent has been in business for 35+ years with multiple industry and community awards and also shared our sentiment about the way that Flagstar does business- in fact our real estate agent informed us that she had advised clients to decline offers made on homes based on the funding being through Flagstar Bank.
Our loan officer told us repeatedly throughout the process to "not worry about deadlines" as he would "say whatever needs to be said to take the blame for not meeting deadlines." Throughout our loan process we were in breach of our purchase contract terms and at risk of not only losing the home, but also our earnest money because of Flagstar's inability to meet basic deadlines as outlined in the purchase contract. I was in constant contact with multiple people throughout the process and would regularly get different answers as to what was delaying our loan. We were told that everything was in and ready on a Friday only to be told that we were missing documents on a Monday by the same people. If you can risk your earnest money, have no deadlines, and will be ok with possibly having to find another house then you'll have no problems with Flagstar.

We Bought a house and our mortgage was sold to Flagstar Bank. Then we sold our old house and wanted to make a large principal payment to eliminate PMI and save over 2k a month on interest and bring the large monthly payments down through reamortization. We had to get our 1st mortgage company to help us get Flagstar to even start the process and they stalled another 2 weeks then Flagstar would not let us make the payment before paying our large mortgage payment with excess interest fees one more time. Then we paid the principal down well beyond the "80% Loan to Value Ratio" after owning the house for only 3 months but Flagstar did not remove the PMI. Loan to Value Ration needs to reach 80% to remove PMI. Our LTV is at .076 (between 7 and 8%) (10 times the requirement).
Flagstar is still stalling after 3 months saying we have to get a "Broker Price Opinion" which we have to pay another $250 for to prove our house hasn't lost more than 90% of its value in the 1st 3 months! They also would not let us reamortize without a lengthy process all the while making us pay very large monthly payments. It seems to us that Flagstar engages in unethical if not illegal practices. Customer service is terrible but I don't blame the people who are bound by their company's practices. The one huge exception was a very helpful and professional woman in "special loans" who helped us reamortize, but it was a process to get to her but once we did it was like dealing with another company and a true blessing!
The website and customer service make it almost impossible to get help with any of these processes that would stop the company from collecting monies that you have met all requirements for. This should be illegal!!! We have had mortgages before and also paid them off very early. None of our past mortgage companies worked this way. They all removed PMI as soon as we met the 80% requirement without making us pay or jump through hoops, filling out forms and waiting months.
Flagstar claims the reason for all this pushback is the early payment but in both previous homes we also paid off the 30 yr mortgage in 10 to 15 years and met PMI long before that so their excuse doesn't hold water. They say this is a Fannie Mae requirement but our very last mortgage was also backed by Fannie Mae. They also said we could not manage our own Escrows which is one more way they differ from other companies. We will have to cover the escrow shortages they are setting us up for. It is a nightmare having them as a mortgage company.

I work for an insurance company and have my policy with my company. When Flagstar was contacted 2/20/2018, they requested my insurance to see if I had any. I had had a policy since we purchased in 1/3/2017. I gave them both since it is a wrap around with fire (CFP) and Farmers. No problem. Paid CFP myself. They just needed to pay Farmers. My policy almost expired. This is in my escrow account but would not pay it. Then I found out that last year I had an escrow check, which was sent to wrong address so it went back to Flagstar. I contacted them and they told me that since it came back to them it was added back in to my escrow account yet I received from my tax the 1099 saying I received money. No I did not. And no I cannot get it back.
Now today Brandon from Flagstar was asked about other accounts and brought mine up when he was not even asked about it. As he is talking to another Farmers' branch and bringing up my account. Of course they called me!!! I believe that is a confidential type of situation that is not right. Who else is he talking to about my account? Look at your accounts. You might be charged a MIP which is their insurance. It is illegal to pay for insurance and then be charged by the mortgagee MIP also.

After 3 months waiting for the dispute they decided to pay the online business. Because of the terms & conditions on the 10th Paragraph/page in a very fine print says they will charge us the $89.99 for S&H if we don't contact them within 15 days. Well we did email the company and they never responded, their email system works within their webpage, so we have no record that we sent the email and when we tried to call them it is all automated and no one answers the call.
On top of that Flagstar low and unfair customer service don't see anything wrong with that. Same situation happened with my other son. Fortunately we used CHASE Bank card, they credit my account within days with very professional and polite customer service, then I received a letter noted I will not see this charge from that company on my account again (They blocked them). Flagstar needs a lot to learn on how to protect their customers from Scams and return their calls. They have no issue to let online scammers and crooks take advantage of you. If you bank with Flagstar you are on your own. No protection from Crooks and scams. 545% increase in Hazard Ins. Coverage cover their mistake! I refinanced 3 rentals and my personal property through a broker & Flagstar bought my mortgages. The same mortgage broker handled all loans; three were closed on the same day; 12/1/16. All monies to pay taxes and hazard insurance were escrowed. Seven months after the close (July 2017), I received a letter from Flagstar that they've just uncovered that one of the properties did not have hazard coverage and that unless I produced evidence of coverage from the date they bought the loan package (12/16/16 was what they claimed was the date they did this). My insurer sent a letter requesting payment from them from escrow on 11/16/16 (they provided a copy to me--with the correct Flagstar address). Until I provided evidence of this, they had claimed they had never received a request from Nationwide.
I quickly responded to Flagstar and got everyone's contact information to each other and they agreed to handle it. I had several more calls to them (long waits) and their head of mortgage servicing told me she'd call me when all was settled. In February 2017, I received an Annual Escrow Summary which list previous year and current year projected escrow costs. They showed that they had debited my escrow account for $2728.09 for external insurance coverage for 9 months that they had serviced this loan (previous cost of coverage was $678.00 for 12 months). I called them up and the head of mortgage servicing told me "This was the result of a legal requirement that hazard insurance must be placed on the property during the servicing of the loan" and that they did not benefit in any way. She stated since they had done anything wrong; no mistakes on their part, I would have to pay for this.
This would also result in an increase in my future monthly payments. The insurer said they'd also sent them a copy of the cancellation notice on November 29. I had been receiving said notice copies but my mortgage broker indicated that since we would close on 12/1/16 and since no cancellation would occur on the current policy until 12/12/16, not to worry about it. The bank would receive escrow monies on 12/1/16 closing. Flagstar kept insisting they did not receive any request for payment from the insurance company even after the date they determined they owned the loan, conveniently 12/16/16. It is still an issue but there are so many issues to this that are anti-consumer including the placement of a high priced insurance policy on a property within months of being covered for 20% of the cost.
In addition, this policy was placed retroactively after being left uncovered for 8 months of their servicing the policy through sheer oversight and malfeasance on the part of Flagstar. If the property had gone up in flames, would they be responsible for its replacement? How do you retroactively insure risk that has passed? And for 5 times more than it has in its recent history with no claims in its history and full records of upkeep? This is on-going but it is a travesty in the manner banks and mortgage companies are allowed to operate at the peril of the consumer. Wells Fargo just settled a huge lawsuit for placing this kind of exorbitant insurance coverage on homes they serviced. I am looking for action and a possible class action on this.

The main issue I've had with Flagstar over the past two years that I've had a mortgage with them is their lack of clear communication. The paperwork they insist on sending in the mail, their website, and information given to me over the phone never match up. This has been an issue since day one. It has become a more dire situation since my house flooded during Hurricane Harvey. I took the 3 month deferment on paying my mortgage. At the end of the 3 months I arranged to pay the arrears payments over a 6-month period.
When I called to make the first of the 6 payments, I was told that I had been dropped from the 6-month repayment plan. I was told over the phone that an FHA loan was not allowed to be paid back over 6 months - I had only 3 months. I would never be able to make those payments. I was told that I had to complete a form to have the 3 payments moved to the end of my mortgage term. But I never received that form.
One week later, over the phone I was told that I had been reinstated into the 6-month repayment plan but I had to make a steep payment for month one. I was not able to make this payment. Meanwhile, the website reflects incorrect information. And I continue to receive letters in the mail from Flagstar with yet different repayment terms. I was not given an explanation for why I was reinstated into the 6-month repayment plan - and when they transfer me to a supervisor the call is always dropped before the voice mail picks up.
