Flagstar would NOT work with me on my payments when I flooded (Harvey). This next part belongs on another review board but I have to write it here too. When I refinanced my home in December the Mortgage Broker took it upon himself to NOT add my flood insurance back onto the escrow so I was without flood insurance because I made the mistake of trusting him. This Broker also chose my loan to go to Flagstar! Double whammy! I can't make this stuff up.

I applied on August 3rd for a mortgage with Flagstar Bank. I met with a man, Caz, who said I was pre-approved, no problems. I specifically said, "I got out of the military in Sept 2015 and haven't worked for 2 years. I have only been working 2 months" and he said, "Your salary paid! That's no problem at all". I signed the contract with my house, paid for an inspection, and appraisal and spent countless hours filling out forms and dealing with this process. On Sept 8 my mortgage was "approved with conditions". I was excited and expected to be able to move in within a week.
On a Thursday evening I received an automatic email from Flagstar saying I should contact my loan officer and that my loan process had been stopped. I had been trying to contact him all day with no response. He calls at 6 pm to say they wanted 6 months work history not 2. I had disclosed this since DAY ONE. Caz said everything should be fine and he'd call me the next morning.. Caz never called.
Here I am, two days away from losing my EMD on my house and a week away from thinking I had a home to live in, and my mortgage officer will not answer my calls. I am a 26 year old woman and was working all day, but my mom got involved and had time to go to the bank and see what was going on. Sure enough Caz was just sitting there. Ignoring all of my calls. He told my mom I had been denied for the loan, but no one told me. And her name isn't even on the loan, it is illegal for them to have spoken to her. Caz waited until literally 5:01 pm, a minute after banking hours, to tell me I was denied. Because I didn't have the 6 months work history. How did they not realize this August 3rd? This happened on Sept. 16. And now I'm in the process of losing this amazing home and everything I've invested. What are my legal rights here? I am a veteran, and can't believe how terribly I have been treated and lied to in this process.

I wish this review site had a negative 100 review because I feel a 1 is way too high for my opinion of this bank. My sweet 90 year old dad was going to switch bank accounts and so opened a checking account at Flagstar. He opened it with an initial deposit of $5 because had to go his other bank to draw out funds and put in this account. The rep at Flagstar told him his checks would be free for the new checking account as part of the promotion. Imagine my dad's surprise when he opened his first bank statement from Flagstar and found they had charged him a hefty fee for the checks and on TOP of that charged him a ridiculous OVERDRAFT FEE because he didn't yet have funds in the account to cover an expense he was told would be free!!! He showed this statement to me and was very upset and confused on why he was getting these charges he should have never incurred!!!
I was infuriated at the bank and told him what I suspected the reason to be. But by then was after their business hours and I work full time so was at work the next business day so couldn't go with him. He still drives so went into the bank himself and at that time they did reimburse him for the supposedly "FREE" :P checks and the OVERDRAFT FEE he shouldn't have EVER RECEIVED. All he received from the teller for their major mistake was a lame "sorry." I feel they owed him add'l compensation for their mistake!!! Thank GOD he opened his statement right away because I know some people don't do that and they would have been out all that money because the BANK sure didn't contact him about their mistake and I am SURE that would have NEVER happened had he not caught it.
I called and spoke to the teller who had handled this and she said everything was good because they had reimbursed him his money that they took from him in error and thought everything was all good. She felt they did not owe him anything for the worry and aggravation to a sweet little 90 year old man because of THEIR MISTAKE!! I WILL NEVER EVER BANK AT THIS ESTABLISHMENT BECAUSE OF THEIR SLOPPY AND INEPT BUSINESS PRACTICES AND RUDE TREATMENT OF CUSTOMERS AND ESPECIALLY SENIOR CITIZENS!!!

We refinanced our loan and received a lower rate but they were so sneaky. In tiny print the loan was extended from a 30 to a 40 year mortgage and we did not catch this until it was too late. Also, We are at the loan to value ration where the PMI insurance should come off automatically. They want us to pay $125 to have someone come to the house and determine the value. I have even sent them paperwork showing that we have invested over $20,000 into the home and we have paid off more than that amount. They are a deceitful company and I would not recommend them to anyone.

I applied for Flagstar's fresh start program after my car insurance tried pulling numerous times and causing major OD fees, which makes no sense in itself, why does flagstar get to charge you OD fees if money wasn't taken out? Anyway, I spoke to the useless cust rep in the fresh start program and she went through everything pretty clearly, or so I thought. I have another account with this useless bank. So after agreeing to everything and only understanding what she explained to me, I was under the impression that they would contact me with first due date in two days, and then it would be monthly until paid.
Nothing else was said or even hinted at. I check today my other account and bam, it has a zero balance, much to my surprise this corrupt bank steals money from other open accounts to offset the overdraft of the account just closed, THEY DO NOT TELL YOU THIS PRIOR TO STEALING IT. So they stole almost 200.00 from the mouths of my children because literally I was going to get groceries and that's when I seen the illegal practice they have of stealing funds without your permission, without even your knowledge of it. Now they will call and expect an actual payment in a month... I DONT THINK SO! I am closing my account, unpaid because they can wait until I want to pay them.
Warning. Empty any other accounts with this dirty bank before agreeing to anything. They worship their shekels. Don't let them con you like they did me. If you don't have an account with this horrible bank I strongly suggest you RUN from them. We all make mistakes, this bank doesn't, it literally lies to you, then steals money from you, then lies even more to keep their shekels. I hate flagstar of Michigan. Stay away, go to Chase or pnc. I have been a customer with this bank for 8 years... And this is how they treat me, imagine you're new... Sad and despicable.

Be careful when talking to Flagstar about a VA Refi. The stated, and documented, VA Funding fee for the first time use is 2.15% as shown here: **. In my case, I wanted to refinance an existing FHA mortgage, which is considered a Cash-Out Refi, for VA purposes. The principal outstanding on my existing mortgage was $118,500, roughly. Taking that amount times the LEGAL 0.0215 = roughly $2,500. On my loan application, line g, the Funding Fee is shown as $4,075. That amount was added into the loan amount, which I was fine with. The issue arose on line n, where the $4,075 was added in a second time, thereby increasing the loan amount. My warning is this. Beware that the funding fee, and the percentage used for the calculation, is a FIXED variable. So you can do the math yourself and according to VA Benefit specialists I spoke to at the VA, it should only be added in ONE time, not TWO.

I obtained this mortgage through a broker who I assumed knew what he was doing. Mistake #1 of our home buying experience. My valuable advice to you: NEVER let a broker choose your bank and NEVER EVER use Flagstar for anything. They were an absolute nightmare from day one and even after the house sold. Our experience is basically the same as the rest of these complaints. Raised our rate on closing day, jacked our payment up to an uncomfortable amount when we no longer had the ability to back out of the sale. Lost paperwork, refused modification, tried not to let a short sale go through but I had a very good aggressive realtor who hounded them and documented everything until the sale was final. Flagstar even "accidentally" sold my house at sheriff's auction while my short sale was pending and we made them rescind that and continue with our buyers which wasn't easy. It become our full time job for months.
You will waste many hours of your life on the phone with these morons. I don't think the people who send the letters are even real because when you try to call them they are never once available. Not once. Then when we finally think we will never have to deal with them again, we go to get another mortgage months later and discover Flagstar had not reported our short sale correctly so that halted our next purchase. Thankfully we did our homework and very carefully chose our new mortgage company so they promptly took care of the issue for us and we are happily in our new home. DO NOT give up and accept foreclosure and/or bankruptcy, keep on them every single day until they accept your modification or short sale.
They will not accept it UNTIL you have an offer from a buyer. They don't even tell you that little tidbit of helpful info. I wish I had just googled Flagstar right in the beginning. Would have saved years of trouble. Lesson learned. This bank should be shut down, I don't know how they can keep getting fined for fraud and still allowed to stay in business! Google it! It's disturbing!

Flagstar have worked with me when my financial situation was at the worst possible state. They've avoided me from losing my home on. My only issue with Flagstar have and continues to be the finance options.

We had a tornado damage our home. Our insurance company was out within 2 weeks and gave us a check. Considering all of the homes damaged we felt this was quick. Because Flagstar holds my mortgage their name had to be on the check and this is where the problems begin. I called them to get the information they would require and how to get them to release the check to me. I was installing a ceiling fan at my home when I called them. They placed me on hold. I drove to a home improvement store and returned, and was half-way finished installing the fan by the time they came on the line... well over an hour.
I mailed the check with the appropriate paperwork and Flagstar returned a check for less than 1/2 of the amount from my insurance carrier made payable to me and my contractor. Of course I sent my check to Flagstar overnight because this is extremely important to me, and over a month later I got the check for less than half returned via regular mail in a handwritten envelope. They will not give me a check in full until all repairs are complete. That is aggravating but I understand they need to protect their interest.
I called them and this time had a very short wait so I was pleased. However, the agent was of no use to me. I asked them to send me a check for the $7200 I was out-of-pocket for removing the trees from my house and yard, and the fence I had repaired already. They said I would have to provide receipts. I explained they had it in the information from the insurance carrier and he dug through his paperwork and found it. However, he told me he could not give me anything until the contractors were paid and they would not give me the money owed me until all contractors are paid in full.
Basically he told me he didn't care about me or my family being out $7,200. I have never experienced a company who cared less about their customers. I went to my insurance agent and he told me I was the 3rd person with a horror story about Flagstar from this storm. If you are buying a house or refinancing you need to understand the company holding your mortgage really matters.

This company will say anything to get your business and will say anything to get out of a rate lock if it suits them. I locked a rate with Flagstar on 10/4/16 which was guaranteed until 12/5/16. There was no visible activity on my loan application that I did not have to call and cause to happen. The Senior Mortgage Consultant Jeff and the Underwriting Processor Alaina appear to work for different companies as they do not communicate with each other. The only thing they have in common is their incompetence. The mortgage lock was extended to 1/5/17 due to the lack of progress on the loan.
In the meantime, the rates changed drastically. Jeff then began the backpedaling process to escape the commitment they had made and along the way charged me $551 for a BAD appraisal that used no comps in my neighborhood. Prior to the "attempted" refinance, my loan to value using the bad appraisal was 68.4% and the new loan to value was 70% which Jeff said was not good enough and with the rate change it didn't make sense to refinance anymore even though I was shortening my loan term. Do yourself a favor and do not subject yourself to dealing with this company. Horrible!

I've had many loans throughout my life, and I have to say without a shadow of a doubt that dealing with Flagstar has been the absolute worse experience by far. Here are just a few of my complaints. They want you to show proof of insurance every year (which is normal) but they don't work with your insurance agent, they make you prove it to them by faxing or email in the form to them every year and charge you if you don't. If you want a payoff amount, they charge you $30 for them to fax you your payoff. They will not give you a payoff amount over the phone.
In 10 years with them I incurred one $30 charge and I asked them to kindly remove the charge due to my 10 years of paying on time, and they refused. The customer service agent was rude to me when I misspoke and gave her my mailing address instead of the property address when verifying my identity. For 10+ years I have been a perfect debtor, paying on time, rarely asking them for anything, and if they treat me this bad when things are good, I can only imagine how they will treat me when things are bad. In my opinion, IF YOU HAVE A CHOICE, PLEASE STAY CLEAR OF THIS COMPANY.

I had an escrow overage I didn't even know about since I never got my escrow statement. So I called end of October. "Don't worry about it we will take care of and you will get a check next week." Called 10 days later, no check. Nothing was ever done. Now I have to wait again. There is a holiday coming and they refuse to FedEx the check to me. They have the most incompetent people working the phones and they don't care about you as a customer at all. As soon as I get my check I am refinancing to go somewhere else. Worst mortgage lender ever.

Flagstar's 'customer service' is horrific!!! If you have another choice, any choice, I implore you to go with them. If I would have read a review like this before I signed my mortgage with them I could have saved myself from immeasurable pain and headaches. On top of not caring about their customers, making them wait FOREVER on the phone and being rude, they are completely inept at their job. TAKE YOUR BUSINESS ELSEWHERE!!

After experiencing financial difficulties we requested a loan modification and after spending all required documents we were denied time and time again. After being served foreclosure papers our only option was to file chapter 13 bankruptcy in order to save our home. Fast forward two years later and our home was a total loss in a fire. We paid Flagstar in full $90,000 and never received one piece of paper from them.
5 years later we call Five Star to try to get a title release on our land and they tell us it was paid in full in 2011 and foreclosed on in 2013. No one at Flagstar seems to know what is going on or how long it will take to fix it. So here we are still trying to get a clean title on land that's been paid in full for over 5 years and nobody can give us any answers. We have retained an attorney and are going to be seeking damages for slander of title with Flagstar Bank.

Our loan began to increase due to property tax increase so when I lost my job of 7 years we filed for hardship modification. Never having messages returned. Always something not completed then paperwork lost, money returned. Foreclosure their goal. So we hired a lawyer and paid him the money. After being granted a affordable payment and lower percentage rate nothing was adjusted as far as the endless fines and late fees. However we were assured it was put to back of loan. Months later I was informed our payment doubled due to escrow. A payment higher than ever that now has us back on their list for foreclosure. I discovered when I opened my statement to mail my payment they had returned my last two money orders refusing payment. So I shall seek further legal representation and warn everyone this company is not what they claim to be. Beware!

I bought a second home in Naples, FL a little over two years ago. All documents including evidence of all required certificates of insurance were provided and deemed satisfactory. In April of 2016 force placed flood insurance premium was added to my loan escrow charging me an additional 2452.39 annually. When I realized the problem I contacted the broker and property management company. The insurance agent sent additional certificates to the bank which they said "were under review". In July they replied this wasn't an acceptable flood insurance. However it was exactly what was acceptable when I bought the home and the only coverage available to the public through the FEMA program.
After being threatened with damage to my credit and late fees being assessed to my account and hours of phone calls and emails the Flagstar Bank insurance department decides the insurance is acceptable. I get a letter saying we have canceled the flood insurance for one of three reasons. 1) we sold your loan, I WISH !!!, 2) you paid it off 3) evidence of insurance was adequate The insurance dept is set up to do nothing more than steal from the customer. The persons in the dept making the decisions about adequate insurance are not available to talk to a client, even when presented with what they asked for but are failing to understand on any basic level. I own an insurance agency and was able to understand how to help myself. Most consumers would be taken advantage of here and not know it. Flagstar needs some serious attention and not in a good way. Maybe take a lesson from Wells Fargo!

Sent letter saying refinance application was approved. Then they collected my 500.00 for appraisal. Then they came back and wanted a bank account showing at least 5,000.00 in it. They should have stated that in the beginning. What a waste of my time and money. Will not ever refer anyone to Flagstar Bank for anything. Credit score went from 626 to 525 after they pulled my credit three times and after I spent two days working with credit bureaus trying to get a dispute status cleared up. My accounts are current but status dispute is why they said application denied after four months of all this crap.

I purchased my home a year ago and was told that after one month my mortgage was sold to Flagstar. My payments at the time were 2840 per month. I was told immediately that if I pay 400 dollars due to an escrow shortage that my payments would be reduced to 2760. Of course I took the bait. Taxes on my house were 9600 at the time. Fast forward to a year later and I get notice that I need to pay 2800 dollars again due to an escrow shortage or my payments would go up to 3200, if I paid my payments would only go up to 2970.
I had a mortgage prior to this for 10 years and NEVER experienced anything like this. When I inquired they said my taxes went from 7500 to 10,100. I GET taxes rise but why was I only being taxed on 7500 in the first place. Needless to say I contacted a very incompetent customer service rep to let them know what a HORRIBLE position they were putting me in. Good news is my house's equity has gone up 75K since I bought it and I'm currently in the process of refinancing! STAY AWAY, you have been warned. I went in open minded but it's been nothing but chaos and disorganization.

Been there, I applied for a mortgage to purchase a home in Florida. I told them I am interested in selling my current home in RI but needed to secure a job in Florida first. The bank assured e this would not be a problem. Went on with the loan only to go around and around with the bank. First they said the appraisal did not come out good and the home was scored as a C5. First of all they refused to let another agent attend the appraisal while my agent was on vacation and knowing the power was only on for three days because it was a Hud home came to appraise the home when the power was off.
Needless to say the appraisal was bad. Then the loan officer recommends we try for a FHA loan knowing I could not promise to have a job in Florida or my home sold in RI. So far I lost an inspection fee and appraisal fee. Then he had the nerve to ask me to do another appraisal for FHA. When I asked for my denial letter for the first conventional loan. They told it was not denied. Now I stand to lose my down payment. I do not know where to turn as they will not answer me. They just keep saying I was approved. How could I be approved wit a bad appraisal and HUD was never notified of the FHA loan.
It appears that the appraisal companies these guys use are not very experienced and as far as giving documents. I have to agree. I have been asked several times for the same information. I guess it does not matter that I have 1,600 in inspections fee lost and now I am about to lose my deposit. My current mortgage is with Flagstar and I will make ever effort to close my relationship with them. I recently opened a credit card with them. I will have that closed as well.

We had hail damage in the Spring of this year and submitted a claim to our insurance company Western Mutual who were prompt and professional in sending out an adjuster and mailing us a check to make repairs. To our misfortune we have our mortgage with Flagstar Bank whose Claims section has a bureaucratic process worse than the Veterans Administration.
After more than 4 weeks, we finally satisfied their folks and Larry ** said everything was ok and he was just waiting for a payment code. I asked him by email to please use Priority mail and send me the tracking number which was ignored. Almost 3 weeks later and no check and numerous emails asking for a status ignored. Only recourse is to complain to our insurance company and ask them to intervene somehow plus next week we are filing a complaint with the Better Business Bureau.

Flagstar Bank has to be the most unorganized mortgage company. I've been trying to complete a short sale since Jan. First off I started faxing every document that they required. I would call to check the status, they got this didn't get that. My realtor would call the next day and was told they hadn't received anything. They still operate with an old system. You can't scan documents to them. So I then started overnighting the paperwork which was expensive but I was able to track it because a signature was required. That too didn't work. I'm not sure who was eating the papers. After I fussed and fussed magically they had all my papers, on to the appraisal. They sent one person out who I think just stood in the doorway of my home as I was at work and was unable to go through the property with them.
You know they wouldn't give you a tone as to when they were coming out so someone could be there. That didn't go too well as the appraiser provided what I believe to be false information. Had to request another appraisal. It was finally done in May. Now we are getting the run around regarding the approval letter to move forward with the short sale. My realtor call at least 3 times a week and is being told different things with each phone call. When I call to express my concerns I'm sent to someone who always say they understand my frustrations but he states he would call me back with an update and here it is 3 weeks later and I hadn't heard from him or anyone at Flagstar. You couldn't beat them calling when you're late with that mortgage payment.
This has got to be worst experience I've had dealing with a major company. Fast forward to today when asked "who do I file a complaint with it. Can I get the information to your quality assurance company." I'm told "oh just send the email to me and I will send it to the appropriate person." I laughed and said "ummmm no I'm not comfortable sending you anything as you told me you were going to call me 3 weeks ago." I then asked to speak with whomever is over him and then told "oh he doesn't have an email that can be given out." Another lie. I'm going to make it my business to spread my frustration regarding Flagstar to whoever. They are ridiculous and does not value their customers.

Obtaining my mortgage with Flagstar was extremely frustrating. They could not tell me what information I needed to submit for approval, but I received daily requests for further information from a woman who refused to answer the phone or return my e-mails. After being approved for closing, the daily requests for new information continued. Even after I had provided all information, a HUD statement was not issued until the day of closing, and 2 hours prior to closing I got a call that they had miscalculated my taxes and I would need to provide a personal check for $300+ dollars (the downpayment had already been deposited to the title company).
One hour after closing started and I got a call that they could not approve my mortgage because they considered I did not have enough funds for the downpayment (which, remember, I had already paid by certified check). So there I was, with the sellers staring at me, furiously arguing with Flagstar that I was approved for closing and I had to close that day. One hour later, I got a call from someone else stating that the issue was a large deposit into my checking account which had not been reviewed by Flagstar (a check issued for my prior home's sale, for which they had a closing statement).
Long story short, 4 hours later we could not close because Flagstar could not issue the HUD statement for our review. Then, they wanted me to email the closing statement from my prior home's sale (which they already had) to a list of 7 people, none of which I had dealt with before. When they finally issued the closing statement, my $300+ deficit had turned into $1,000 they had overcalculated and I was to get back. I had my accountant review the statement once we finally had it, and the actual amount I was to receive back from Flagstar was $1,500+. We ended up being able to close the next day because the sellers were extremely kind and the title company assured them I had already deposited the downpayment and the check had cleared over a week before.
One year into my mortgage and Flagstar has twice defaulted on home insurance payment. That means I need to pay out of pocket for insurance that I have already paid through escrow, wait for Flagstar to get their act together (it takes about 6 weeks for them to review my escrow and issue payment to the insurance), and then hope the insurance company will reimburse the overpayment. Why do I need to pay every month for escrow when they refuse to pay the things they are bound by mortgage contract to pay out of escrow?
Honestly, I wish I had never gone with Flagstar. Yes, their rates were lower than other lenders and I thought I would be saving some money. But I am so aggravated at every interaction I have with them that I am moving my mortgage elsewhere, even if that means a slightly higher payment. If you must go with Flagstar, take care of your own insurance; they will not pay on time.

Tried to complete a loan modification after 9 years due to hardship. After nearly losing our home for being denied we retained a lawyer who stopped the foreclosure. We were granted the loan modification and a new lower interest rate. Our new payment amount was exactly what I had hoped for. However only 3 months later certified mail informed us our new payment would be higher than it was before. Now we just received another certified letter increase. After 10 years our balance has decreased 5,000. We have paid over 50,000 but according to Flagstar only 108.00 comes off of principal. I'm going to make a formal complaint, see my lawyer once again, and call Flagstar so I can be transferred around. Do not use this Bank.

They are constantly losing payments and it's my responsibility to trace the payment and send them proof that they received AND cashed the payment. They just conveniently forget to post it to the account. Every time I call, I get rude responses. I call to straighten things out and they talk down to me like I am the criminal. This is the second time I have to trace a check that they cashed and did not post.

My husband and I have a checking account with Flagstar... where does the nightmare begin. We ended up getting hit with multiple overdrafts because of the way they process things. They put a hold on my husband payroll check. We ended up going into their fresh start program (which is also a nightmare). Supposedly while we were in the process of setting up our new account, they paid a bill for us that we had set up in bill pay (now according to my checking statement - this payment was returned). They payment was to the IRS for our taxes. This was back in October.
Friday (2/19-16) they withdrew $150.00 from our account stating that they were covering our payment. They gave us no warning whatsoever that they were withdrawing the funds. We showed no record of owing them $150.00. My husband just got off the phone with the IRS and they show no record of receiving a payment for $150.00. So who did Flagstar pay and on whose account. They went into our account and withdrew money that we did not owe them. When my husband call the bank, the assistant manager said that they could withdraw money at any time from our account. This bank needs to be seriously investigated, they are doing things completely illegal.

I've been with this sorry bank for 11 years and I have never have 1 missed or been late payment in 10 years. Recently I lost my job and was behind on 2 payments. I tried to request a modification on my loan because I'M experiencing hardship, and twice I've been denied for reasons that make no sense like I'M showing a revolving credit card on my credit that by the way has been closed for 5 months now!!! Although I've sent them documents showing that the credit card is closed they still refuse to help me out in my hard times. To make it worse I got caught up in a interest only loan at 23 years old and now 10 years later, I've paid over $120k toward interest only, with only $10 going towards my principal balance. Smdh. They won't let me get out of my loan, they want to force me out of my home by sending me other options like short sale, etc. I would never ever recommend anyone to apply for a mortgage loan with this sorry ass bank!!!

This is one of the sorriest banks I've ever dealt with. All they care about how much money they can swindle out of people. I got laid off from my job but had another one lined up but I missed about 3 paychecks. Every other bank I've ever dealt with would move one payment back to the end if you got into a bind. NOT this crappy bank, not only did they not care I didn't have income coming in and wanted their money no matter what, they started adding late charges to it and I was struggling to just come up with the money to pay it. DO NOT deal with this bank. They have to be the worst bank in this entire world, read all the reviews unbelievable, I wish there was a way to shut them down!!!

I recently notified Flagstar bank, the servicer of my mortgage loan that I am medically disabled and have not done any full-duty work since 2008. Prior to my disability, I had never had a late payment, roughly seven and a half years. I submitted a loan modification with the hope of lowering my interest rate thereby lowering my mortgage payment. This would better reflect my financial hardship and my ability to make continued payments. Unfortunately, I was denied! Under the HAMP Tier 1 program stating that the property is not my primary residence as a means of denial. However upon further review, I looked up eligible programs that I was not considered for nor was I made aware of this. Flagstar never initiated or attempted to see if I qualified for any other program of assistance.
Based upon the HAMP Tier 2 program, I do in fact qualify for a loan modification. My loan originated before January 1, 2009. Borrower (myself) did demonstrate and document a financial hardship. Rental properties occupied by a tenant or available for rent on a year-round basis. I am clearly eligible for this program and yet was never notified by Flagstar.

A couple of year ago, I refinanced through Cal Mortgage. Prior to my first payment to Cal Mortgage, they sold my loan to Flagstar. Cal Mortgage sent me the address for Flagstar to mail my payments. I made my payment to Flagstar as scheduled with Cal Mortgage. When I received my payment schedule from Flagstar, I noticed that my payments actually started a month later than they had with Cal Mortgage. I went online to Flagstar confirm this and then also called Flagstar to confirm. They told me that I was a month ahead on my payments. I skipped my next payment, paid off some other debt, and began making my payments according to Flagstar's schedule with no problems. All of my statements indicated that my loan was being paid on time.
Seven or eight months later, Flagstar contacted me and informed me that they had made an error in processing my loan and that I was actually a month behind in my payments. Because it was their error, they agreed that they would not be charging late fees and they would give me a reasonable time to catch up on the extra payment. I informed them that at the moment I had no ability to make an extra payment, but within a couple of months I would be receiving some extra pay from my employer and I could pay the extra payment then. They were very nice and apologetic on this phone call and said that a couple of months would be fine.
An hour later, I got a call from their loan counseling department saying that I'm behind on my payments and I need to take care of it. I explain the call that I received an hour earlier and they seemed ok with that. Two days later another call and again I explain the situation. This continued 2-3 times a week. I talked with their counseling department manager and ask if they can remove my name from their call list, as this was their mistake. She says it's not possible. They continue calling me.
When I go to make my next online payment, my account has been frozen because they think I'm delinquent. Again I call their counseling department and ask if they can unfreeze my account so I can make my payment. I am told no I have to bring my account up to date in order to unfreeze my online account. Me -- "So even though you acknowledge that this was your error, you're still going to freeze my account?" Them -- "Yes, we have to." They told me that I have to make my payments by phone to an actual person.
I continued to make my normal payments (having to do it by phone) waiting to receive my extra check. Their calls continue 2-3 times per week and each time I explain the situation and ask them to stop calling me. They continue to call. Finally, I stop answering them. In the meantime, I applied for a refinance with another lender and my refinance was approved. I answer the next call that I receive from them and tell that my loan will be paid off in full prior to the normal due date of my next payment.
A couple of days later I receive a letter stating that I am in default and they are going to foreclose on me in 30 days. This letter came slightly more than two months from the point that they told me of their accounting error. Mind you, disregarding the extra payment caused by their error, I have never made a late payment.
When my escrow officer (for my new loan) calls to find out the payoff amount to Flagstar, she explains the payment situation. Although the woman at Flagstar is very impatient and terse, she assures my escrow officer that the payoff amount will not include a penalty fee for any late payments. When the payment demand comes from Flagstar, it includes late payment fees. I tell my escrow officer to just pay it. It's only a few hundred dollars and I don't want to delay my escrow. I'm just glad to be done with Flagstar.
Well, not quite: Three months later, I apply for a line of credit with my bank. I get denied because of a low credit score. I'm befuddled, because when I refinanced three months earlier my credit score was excellent. I ask my bank agent, "Is there is anything bad from Flagstar on my credit report?" He tells me, "Yes, it's clearly the stuff from Flagstar that has brought your credit score down." I spend another hour on the phone with Flagstar getting them to correct my credit rating. While the woman I spoke with was vey nice and apologetic, it still took them two weeks to correct it and delayed my line of credit.

I've had a mortgage with these clowns since 2008. I have never once been late, not one day. My insurance agent sent them a copy of my Dec page each and every time I paid the premium. FSB continued to charge me for their insurance, they took out all on their own, to the tune of over 2K per year. I called repeatedly and got the run-around each and every time. One rep told me they owed me some money back. I said, "Duh". After waiting endlessly on one of the bozos to answer the phone, I got a promise that they would open an investigation and get back with me within 30 days. Guess what. Never happened.
So, I've recently sent them a check for my account history where it clearly shows they were committing insurance fraud by charging me for insurance when I already had proved to them over and over that I had insurance. I'm not going to work with them anymore. Instead, I'm calling my State's Attorney General and my State's Insurance Commissioner and demand an investigation be opened. I want a number assigned to it as well so I can track progress. Meanwhile, I'm going to sue FSB in small claims court and claim fraud which will allow me to recover 3 times my damages if I prevail. I am now in the process of finding another mortgage company to service my loan. These people should be fined heavily, order to make restitution to their clients and shut down.

My son's mobile home was destroyed by fire 2/19/2014... Flagstar was given a 100 thousand dollar check around Sept. of 2014 from insurance company... just found out they foreclosed on loan in July 2014.What happened to the 100 thousand dollars? Can't get no one at Flagstar to talk about it... heck you can't even get them on the phone... if you do they put you on hold and never return.

I've had my loan with Flagstar since 2012. I ran into some financial problems due to work, etc in 2012. I contacted Flagstar to inform them that I had lost my job and they told me to request a loan modification at that time, they never asked me if I could still make my house payment, but told me to ask for a loan modification. They sent a package to me to complete and mail back to them in Dec. 2012. I was also told, "hold off on the payments for now, they will back load them after the process is complete." So we did. We waited AGAIN for the 30, no, 60, no, 90-day period to pass for the modification to complete. Upset by this idea, I again obliged. I expected something like this since it was strange we were told not to make payments this time.
I completed all the paperwork, which I continually had to resubmit because they "lost" or misplaced faxed or mailed documents multiple times (even though they were all clearly labeled with my name, address and loan number). A few months later I was denied the modification because of an incomplete package. I sent them the paperwork they claimed was missing just to find out they already had them, but it was too old. Just about every three to four months I have had to reapply because of an expired package, this has been going on since Dec., 2012. This process has taken well over two years. They CONSTANTLY lost paperwork. I had to resubmit the same documents multiple times. Always labeled correctly and I would call to confirm receipt. Yet they were still missing.
Customer representatives would tell me one story and the next day I would hear an entirely different story. No one had the same information to provide - and some would straight up lie and give wrong information, like on my last try. I submitted my package in on April 14th, 2015 and called every week to check on it. Well in the third week of April, I was told that they had not yet looked at my package, and on the 30th of April again they didn't have time but would call me if anything was missing. I called again the first week of May and again in the second week just to be told that they had just finished reviewing and were going to walk it thru to the underwriter and that they will be calling me if it was approved or disapproved, to give them a few day to look at it.
Well I called again on 22nd of May just to find out it had been disapproved on the 30th of April, because the underwriter had requested a form from the V.A. and the V.A. had not given it to them. When I called the V.A. and asked why, the V.A. stated that they were never connected by Flagstar and that they would call them and find out what form they needed. I was also told that my house would be going up for sale on the 27th of May 2015. This only gave me a day and a half to get whatever they needed to stop the sale, which with V.A's help we did it. I would love to find out if this is an American Bank or what to throw veterans out on the street on the day after a veteran holiday. Now my new sale is on 13th of July, but still waiting for my loan modification. Well here it is July 16, 2015 and Flagstar finally approved my loan modifications, and it was just as other had wrote. My interest went up 1.5 % and my payments went up $200.00 a month.

Flagstar issued me a overpayment in escrow fee refund in Nov. of 2013, only to bill me 4 months later for double the refund. To correct the mistake, Flagstar upped my monthly mortgage payment from $1941.85 to $2774.75. To date, Flagstar has ruined my credit, issued 3 bogus loan remods, and gone back on all agreements.

I accidentally sent out my mortgage twice. After the first check was processed, I called Flagstar and they said they could hold it until the first to go toward the next month's mortgage payment. I was very specific with my questions. Prior to ending the call I repeated to the lady helping, "So my check will not be processed until after the first." She said "Yes". Lo and behold five days later we get emails about overdraft and overdraft fees. I should have known better because she wasn't very convincing. Next time I'll just call my bank.
Then I called and spoke to Caroline ** who was not helpful at all and very rude. Telling me so sorry and not convincing at all, she doesn't care about her customers. I asked for her name and last name. She refused to give me her last name. What kind of company doesn't allow for their employees to give out first and last name? She's a liar and very unprofessional. Flagstar just wants your money and could care less about the people behind the payments. I'm very disappointed I had one simple problem and wish they had been honest with me.

I have been with Flagstar since Jan 2014. I have had nothing but problems. My fiance lost his job shortly after we closed, but I was still able to maintain my payment for a few months after. I went on maternity leave shortly after and did not get paid. I have been asking Flagstar for hell since Sept 2014. They told me to contact Loss Mitigation Department. After months and months of faxing paperwork and trying to get a loan modification or forbearance, they finally told me they could not help me. All of a sudden I was in foreclosure. All I wanted was some help to get my loan current. We are both working full time and are on our feet and they still won't help.
I have been asking for a reinstatement quote for a month and a half and now all of a sudden it has to go through an attorneys office because of the foreclosure (that I had to tell Flagstar about because when I called said attorneys office they had no idea who I was. So I called Flagstar and they told me it was a mistake on their part and they did not tell attorney that I was denied a loan mod, so now all of a sudden I am to pay attorney fees and foreclosure fees). I sent a check in for the past due amount and I am still waiting for it to be processed. Customer service has no idea what they are talking about ever. I have been told so many lies. I just want to save my home!! I have a single point of contact who I have called at least 15 times and I have spoke with twice. They are never held accountable for what they say. At one point they told me I had to pay $3,000 a month for 3 months in order to save my home!!! I hate this place!!!

I, like another reviewer, always pay my mortgage according to when I get my first paycheck of the month. It is always there before that late date of the 15th. Recently refinanced and now they call and harass me starting in about the 5th of the month. Have asked them to stop, but they say they are required to call. Even though have never been late in over 10 years. Ridiculous! Also, am tired of their banking fees that you know nothing about but that they nail you for. Initially decided to bank with them due to their great hours, but they have changed these. No longer open until 7:00 pm and no longer open on Sundays. I haven't changed things because it is such a pain, but one of these days...

The insurance claims process is completely ridiculous. Instead of just releasing the funds that we need to get the work done, they will only release the funds for the materials to the name of one company. We like to shop around and get the best deals on things and they make this impossible. Also they will not release money to pay people to help us with the labor. They are very difficult to get a hold of and have attitude with any disagreement.

For my latest home purchase I decided to save some pennies and use Flagstar Financial, instead of Wells Fargo like usual. It's been a nightmare. I get spam snail mail daily. Also, they send me the next months bill the second I pay the previous. They have already sent me the bill for 9/1 that I sent in. I pay it, and post date the check to get it off my desk and set the date for when the bill is actually due. Well they have been electronically entering the check into their system, changing the date from what I had, to the day they enter it, so it goes through. I found this out this morning. So they falsify the information written on the check to get money sooner. I'm pissed. Going in to Wells Fargo to have them take over the loan, even if I'm going to pay more a month. Their ratings on consumer reports are terrible as well. STAY AWAY FROM FLAGSTAR FINANCIAL!

If you really want someone to intervene on your behalf and help you, you need to contact your state's consumer complaint division or your state's attorney generals office. Re: Flagstar mortgage, I currently have been lied to about so many things re: an escrow check refund, that it is beyond belief. Absolutely no consideration or caring. Office of president should have the courtesy to say: "Let me work with and help you get this resolved." Rather, they are always full of excuses and legal crap. Promised escrow refund 20 days after closing loan and now going on 35 days and no check.

I was in a Hardship. My work got slow and I fell behind on my mortgage payment. I was told to contact the loss mitigation Dept. at Flagstar Bank. I was told they would help me If I filed for a Forbearance. I filed out the proper papers and mailed all the documents they required. I was told to wait and keep mailing in my current check stubs. I waited a year - it was the worst year of my life. I kept calling and waited a hour on hold just to be told it takes time for the review. I got nervous about losing my home. So I asked around and was told I could file Bankruptcy on my home and save it. So I filed chapter 13 and saved my home. But there were Consequences. I started out owing the bank 102,000.00 on my mortgage and after it was all said and done I owed 140,000.00 on my mortgage. They were supposed to help me. Not make me so upside down I can't even get help now because I owe more than my home is worth. How is that Help. I am screwed!!!

This is absolutely the worst bank ever. I wouldn't recommend anyone to this bank. The customer service is horrible. Every time I cash my check I tell them it's a payroll check because of the first incident that happened and they still deposit my check wrong. So every Thursday I call at 9 in the morning to get my account back to a positive balance because it's stating I have over drafted because there's a hold on my check. I been banking here for 6 months you would think they would get to know their customers by now. I have currently closed out my account and will never bank with Flagstar for many other reason but this one was just most frequent and continuous reason they really should close this bank down. It's not like it's doing the customers any good.

I refinanced my home loan in December of 2014. My first payment was not due until February of 2015. It is now my April payment, and I have had to track down my payment every month. In today's age of IT, the fact that I can not pay next day with an ACH through my online banking system is absurd. I have to send an E-Check which, as it seems takes two weeks for them to process. Now I understand that it takes time for my bank to send these checks, but FOR THE LOVE OF GOD, my garbage man gets them and processes them in 5 days!!
At this early point, I have only been a customer for three months, I am already frustrated with Flagstar. I have bought many homes through my lifetime, and have never come close to the idiocy that is Flagstar. Also, my bill is due on the 16th, I get endless calls starting around the 3rd of every month. I ignore them until about the 14th, because I then know that something has been screwed up again. Who is running this place? If given the opportunity to go to Flagstar, or ANYWHERE ELSE, go anywhere else. The customer service is horrible, as well. I can't believe I give... or try to give, these people my money.

Requested a pay-off amount on Flagstar website. Did not want to pay $35 fee for an email, so I selected USPS delivery. The date that a certified check or wire transfer was due was the day after I received the letter. My bank was closed, so I was not going to meet the 5 days without accumulating more interest. I called and was told that I was late and must pay $157.63 due to certified check arriving after the 5 days (4 days in the mail). Then they returned the check to my bank without notifying me that they did so.
By the time that I received a message from my bank, now I have a 3rd notice of late payment. Supposedly, they returned the check due to wrong account number. I used the same online bill payment that I used for all of the other payments. No wonder they need to buy out mortgages. No one would ever want to do business with them otherwise if they read all of these poor reviews. Do not use this bank! All comments are spot on! Customer service is not very helpful.

I created a Flagstar account in 2010 when I was new to Michigan and my real estate agent suggested them for my new mortgage. They sold my mortgage a couple years in, but I kept the account as my primary checking was with Wells Fargo, which does not have locations in southern Michigan. A couple of years ago, I got married, and rather than open a joint account, my husband just transferred $200 a paycheck to put towards the mortgage of our home in Michigan. He used the Flagstar account, and we used that for savings. This year, we need to pay into our income taxes rather than receive a refund, and I tried to transfer the savings I have in Flagstar to Wells Fargo, where our payment would come.
First, I was told I needed to either add my husband to the Flagstar account or to get his permission to transfer funds to Wells Fargo. Then I was told that Wells Fargo could not verify I owned that account. My husband came home from work early so I could add him to Flagstar, I called Wells Fargo and confirmed there was no issue with that account, and I asked my local Flagstar person to contact security (with a voided Wells Fargo check so she could confirm the correct account numbers) and complete the transfer. I had also left a message with the person in security. She did not contact me for the next two days.
Today, I contacted Flagstar again and was told there was no reason I needed my husband's permission to transfer between two accounts I own (duh!), but that the only person who could help me complete the transfer was the person in security who was not returning my calls. I told them I would be in to withdraw all funds and close my account. It would have taken me less time to do that to start and literally drive to Wells Fargo to just deposit. On a side note, Wells Fargo has carried multiple mortgages in my name since 2000 and has never sold one. I've had the same mortgage agent for 15 years and have never had trouble like this. Who needs a local bank anyways!

Where do I begin? We set up to have our mortgage paid on a bi-weekly basis. Everything was great, the money came out when it was supposed to and we were rolling right along... UNTIL Flagstar told us we were 3 months behind on our mortgage and they were about to start foreclosure. I called the company to get everything squared away (afterall, I DID see the money coming out). The woman I spoke with was incredibly rude and actually said to me "Ma'am I don't know what you're mad at me for, YOU'RE the one who hasn't paid your mortgage in months". That set me off... turns out the error was actually on THEIR end! They had received the payments, but not allocated the money correctly. So not only was I insulted, my credit was put in jeopardy.
Most recently (or shall I say for the past year), I have been working to get tornado damage done to my house repaired and paid for. As other customers have complained, every time I get them everything they need, they come up with some other BS document that I need, or what I have provided is not good enough. And obviously the answer I receive changes depending on whom I speak with. Today I asked to speak to a supervisor and he was condescending. When I asked why the staff I've been speaking with for the past several months had been telling me one thing and he was giving me a different answer, he was rude. I have demanded a call back by 5 pm tomorrow explaining to me why their customer service has been so sub par. I doubt I get that call, and if I do... I doubt that there will be anything of substance to the conversation. RUN don't walk away from this company. If I could give negative 5 stars, I would.

I've had several mortgages with many different banks for well over 30 years. I have a primary and a rental property. I am never late on my payments and for the past 5 or 6 years, I actually send additional principal. I recently decided to refinance the mortgage previously held by Wells Fargo Bank on my rental property for a better interest rate. My loan was sold to this Flagstar Bank. First, when I sent them all the money that Wells Fargo returned to me (for held escrow accounts, etc. It was about 6K) they had no idea what to do with it. They credited me forward for 3 months of payments which was about half of it, and then basically did nothing with the other half. I sent this money long before my first payment was due and all of it should have been applied to principal. It took several phone calls for them to figure out that I was not prepaying monthly payments.
Next, because I pay my mortgage on the 10th of the month (due on 1st, late on 15th - why should I send them money before I have to), they start robocalling me. Every day. Several times a day. Mind you, I'm never past due and I pay them an extra $500 a month of principal (this is a small loan, only about 80K). I've written and asked them to cease and desist. The answer? "We have to do this, it is the law." These people are idiots. I've paid my mortgages this way for years and have never had this experience. I would not recommend this bank to an enemy. Customer service is poor and the stupidity factor is quite high. I am annoyed enough I just wanted to "rate them."

We have been trying to get paid out from Flagstar Bank on a claim for over 8 months. Every time we meet their demands, they add more requirements. We've paid the contractor out of pocket and are out over $10,000 that has been released by insurance to Flagstar. The contractor was approved By Flagstar and they did a final inspection when the work was done LAST SUMMER! I'm so frustrated!

Flagstar sold my mortgage to Greentree services! Did a google search on Greentree... what a wreck waiting to happen!! The reviews are awful! Contacted Flagstar with my concerns. They never even responded to my email. Called them, talked to customer service... they took down my concerns but that's where it ended! They don't care about customers... Suck people into thinking they'll be the "mortgage" company to service their accounts... Never going to back to Flagstar for any of my banking needs!! They don't care about you!!

I found that Flagstar Bank had double debited my mortgage payment in January, 2015. This is due to changing from a monthly payment plan to a twice a month payment plan - each time (4 or 5x) I spoke with a Customer Svc. Rep before the bi-weekly plan started, I was assured there was nothing I needed to do to cancel the monthly plan - it would end "automatically." Well, not the case.
In the three or four calls I've made since (including a supervisor) I've had to send volumes of information to prove that the refund is due. They typically only take faxes of the information, not electronic transmission. It's Jan. 22, the second debit was taken Jan. 4th and I'm still waiting for my refund. I've been assured by "Karine" that the refund will be processed by this coming Monday... we'll see. This has been a really frustrating experience as all of the previous reps/supervisor I have spent time with assured me they were taking care of the problem but did not follow it through.

I have recently fell behind on my mortgage with Flagstar and was applying for a modification. After them requesting documents numerous times (which I sent each time), they called me on December 18th to say they finally have a complete package and it will be submitted to underwriting within the next few days.... Fast forward 12 days (which included 4 weekend days and Christmas. I have never seen an underwriting decision anywhere near that quick), they tell me today that I have been denied because there was no income because my employer was shut down...... Yes that did happen 18 months ago and I have been with a new firm for the past 18 months!!!! I am a 1099 employee so I do not get paystubs which is why they requested the last 3 months' bank statements to show income which I supplied immediately 2 months ago..... The contact I spoke with at Flagstar said he has never seen a decision that quickly and he actually emailed his manager to look at the file again because even he saw the bank statements showing my income.... It's no wonder Flagstar gets so many complaints and receives millions in fines because they truly do not care about their customers.

I have a checking account with Flagstar for a couple of years. They are total scamming with their bounce protection fees. What they will do is switch around purchases so you get slammed for more fees. For example, I made a purchase for 25.00 and still had 100 left in my account. It posted to my account (and did not say pending). Then two days later, my car insurance came out which was 150. I knew I was going to be overdrawn but just for the insurance. What they did was they switched the 25 purchase with the 150 so I got slammed for 2 36.00 fees. I called to complain and they gave me some nonsense about when the merchant takes the funds out. They have done this numerous times and it is absolutely ridiculous. The manager at the st. clair shores bank on 9 mile is the worst! She is so rude and unprofessional it is mind boggling that she has a job. I am closing my account asap!! Never do business with them.

On July/ 1/2012 I called flagstar bank and spoke with a Christina and let her know my payment would be one day late but she told me she would process the payment before she left that day. So on Monday I called back to make sure the payment was there and I was told my house was in foreclosure and I have to speak to a foreclosure attorney but we also had a 15 days late on our home. We had till the 15th to make our payment but they told us we still had a talk to a foreclosure attorney. The foreclosure attorney said to make a payment arrangement which Flagstar Bank denied and on the 9th of the month we had foreclosure papers in your mailbox.

I logged on to this site to write a complaint about the way Flagstar is handling my past due mortgage payments. I had no idea they were doing this to so many people. I sat and read all of the complaints until 5:00 am and couldn't believe that Flagstar is getting away with these things still. Much of what I read was taking place during the lawsuit against them for the exact same practices! They seem to have no regard for the plan set in place in January for people like us. My experience is much like many of yours. When I tried to make a payment they said they needed two. When I tried to make two, their office was closed. I called the next morning and was told that she could have accepted it the day before but now I needed three and if I made the three payments before Dec. 1 that I would be fine. I mailed the three payments to them over Thanksgiving weekend only to find out they had turned me over to foreclosure the very next day after I spoke to them! I lost three weeks of precious time where I could have been doing other things to prevent a foreclosure.
When I asked the customer service rep if it was harder for them to foreclose on someone rather then try to keep them in their homes she said "no, not really". When I told her that she said for me to get three payments in before Dec. 1 and I would be fine she said, "I talk to a lot of people everyday and whatever I said is in the past and we can't go back in time". Her name is Keisha **. I don't need to explain to all of you how wrong that is. I have some information for everyone. I'm not allowed to give out phone numbers or email addresses but I can give out names and you can get the rest.
The attorney general in your area has a mortgage complaint dept. Call them. The man who wrote the news story regarding the lawsuit is Brian O'Connor at The Detroit News. Call him. Senator Warren is the person who brought this to light to begin with. Call her. Google The White House phone number. They will give you the contact numbers for these people. Write a letter to Consumer Finance and to The White House. The White House operator will give you that info also. I have been dealing with John ** at Quality Loan Service. He is helping me navigate the roadblocks Flagstar has set out for me. The service is free. Write a complaint letter to your foreclosure company. Let’s ban together and stop these people and possibly bring another class action lawsuit against them. Do this today!!! Good luck.

I want to start by saying, it was not Flagstar's fault for the situation that my family was in, but they were very difficult to work with during this hard time. My wife had become ill and lost her job, and as such, we were struggling with money. We had fallen behind on our mortgage, but were eager to pay and stay afloat. We made payments we could and when we fell behind, made large lump payments to catch up. This lasted for a bit but never got us out of the hole completely. Finally, when it looked like there was no end to the struggle, we decided we would contact their loss mitigation department and start the process of modifying our loan.
We were grateful that they provided this service (as all loan companies do). We went through a tedious process to get them all of the required paperwork to proceed. After sending them about 28 pages worth of documentation (pay stubs, W-2s, account summaries, etc...), we were told the process would take about 30 days but to try to make payments. We waited and made the payments but never heard back. After the 30 days passed, I called and tried to confirm the process was in motion. I received confirmation that it was moving but would be a little longer, that their "writers" were in the process of completing their documentation on the account.
Anyhow, a few more days had passed and I received a phone call from the bank stating that I had a new rep to report to and I should contact them in order to proceed. I did as asked (again, trying to make sure to do everything asked as we wanted to keep our house), but took about 9 calls and messages before ever getting a hold of the man. When I finally was able to talk to him, he stated that we needed to fax over the 28 documents again. I asked why, and he stated they needed it to start the process. Confused, I explained we already did this and wanted to know why they couldn't use what we already sent. He said, there was no record of the paperwork being sent. Needless to say, I was upset, but I still did as he asked. I forwarded along the documents. About a week later, he came back to me and stated that the statements and pay stubs were "out of date" because I sent the same ones I sent the first time. He said I needed to get newer ones and get them to him by the end of the day, otherwise they would need to start the process over (he called me at 3:00 EST). Freaking out, I managed to get the documents and fax them over and retained the fax sheet stating they were sent at 4:35 EST.
I received another call the following week (all this paperwork drama happened on a Thursday) stating they did not receive the newer documents in time and I needed to start over. I mentioned that they were sent out of my fax machine at my office at 4:35 EST which was still 2 hours and 25 minutes before they closed their doors in their Central office time. That didn't seem to matter...
I started the whole process over, during which, I was still making payments. This time, I made sure that everything was sent (fax machine was on the fritz and took 5 times to actually send everything). I received confirmation that everything was sent on the call and I asked that he email me confirmation as well. He was reluctant but I said it was necessary, so he followed up. They stated the 30-day process was now in effect and that I would need to continue payments and I would hear back when complete. This time, it actually worked.
However, the 30 days turned out to be approximately 76 days (give or take). We finally received the "payment stubs" in the mail to mail in with our payments going forward. Problem was, we only received enough to finish out the year (from July to December). We decided to just run with it assuming they would send us a new clip for the following year. December rolled around, we made our payment but never received a new payment stub booklet. We called FB in the beginning of January to ask for a new booklet and figure out what was going on. They claimed, the reason we didn't have a booklet was because "you never completed your Loan Modification paperwork so we didn't send you a booklet for modified payments." I was baffled! I expressed that we did and that we sent them payments using the booklet for months and that they just ran out in December. They said that was not the case (even when I showed them copies my wife made of EVERY payment using the stubs). They said in order to get new stubs, we had to go through the paperwork (yes the 28 pages of documentation) again to modify the loan.
I was livid. But I obliged... This time I was told, "hold off on the payments for now, they will back load them after the process is complete." So we did. We waited AGAIN for the 30, no, 60, no, 90-day period to pass for the modification to complete... Alas, it never did. I called and asked for a new loan rep and they gave me one (my new person is great - and I legitimately mean that she really is). This rep was not available when the process started so I spoke with another gentleman who said, "well you have not paid the first 3 months of this year so you should make that payment (mind you we are still struggling), and continue with the modification process." Upset by this idea, I again obliged... I expected something like this since it was strange we were told not to make payments this time, so I saved the money in our savings account. Of course, this was kind of an issue when I was sending in my statements for all accounts and they were questioning why I had this much money in my savings account but looking for a modification. I cleared that up REALLY FAST!
Anyhow, I made the payment - 3 missed payments (January to March) - plus the upcoming April payment which totaled $4,200 + $1,388. For those doing the math, you can see, our house was not that expensive, but this process made it feel as if we were trying to keep a mansion! So now, we are caught up through April. The process is again on the move. 30 days pass, I make the May payment and am still waiting. NOTHING... Another 30 pass, now it's time for the June payment... It is made, still NOTHING! Finally, it is rolling into July, I receive a call stating everything is clear, we are able to continue with the process, which means 3 consecutive months without missing a payment on a trial period and we are good. However, we have to make July payment, they are back loading August and we have to make payments for September to November (2014), to suffice.
Not taking chances, we make our payment in August, Sept, October and November (all a week + before the due date). We are told after the 3rd payment that we have to keep making payments while the rest is processed and we do not have a date to when the "modification paperwork will be complete and we will no longer be considered in loss mitigation". My fingers are crossed for this...
NOW... We are currently dealing with Flagstar calling my personal phone and our house phone multiple times a day EVERY DAY to remind us we are "past due" because the money sits in stasis until the process is complete. I called and asked that they do not call so many times in a day as it confuses/worries/etc. me because I don't know if it is a legitimate call from the bank or not, and they say they cannot because it is their automated service calling, and even if they talk to me every day, the automated service will still call me on my cell and at my house every day until every bit of the process is complete.
I understand getting a call once a week from the automated service, no problem. I understand a call once a week from the live rep and the AS, that is also fine, but EVERY DAY multiple times a day (EVEN IF I PICK UP EACH TIME), that is seriously driving me nuts!
Let me just say, if there is one thing good about O.C.D., it is the ability to keep track of EVERYTHING. Literally EVERYTHING we have gone through with FB, all the paperwork, all the phone calls, all the documentation sent/received, all the emails (which Flagstar usually doesn't do but did for us), all the voice mails, we have saved, kept in its own personal folder, in paper on hard drives, etc.
So let's just go over the numbers here. I went through the Loss Mitigation/Loan Modification process 4 total times, 3 times completely, and one time where they "had no record of the paperwork being sent in". If I were to multiply that times 28 documents, that is 112 documents I faxed in to them in the course of the 2 years we have been going through this. Not to mention the time when my fax machine at my office was acting up and it took me 5 times to send those 28 documents. So essentially, I sent those papers 9 total times. 9 * 28 = 252 pieces of personal documentation sent. Two years worth of my time. Three reps taking care of our account. Over a dozen different "random" customer service people taking my calls or calling me because my reps were not available (again, my new rep is really the exception), and all the headaches I have had because of this, and I am still in a waiting pattern to determine when/if the Loan Modification will even clear after I have followed EVERY SINGLE STEP they have asked of us.
If this had gone more smoothly, I feel I would be very content with Flagstar as a company. I feel they appear generally willing to help out their clients. But it appears from my viewpoint that they do not do it on their merits. They need a push, and if it is any indication of how much of a push they need, just consider... My family has been going through a tough time, we are not trying to get out of our house, we are not trying to bail on our payments, we are legitimately trying to keep the house, make payments, and stay afloat, and this process has been going on for 2 years now. If they really cared about their clients, this would not have happened, at least not to people who are not trying to beat the system, but are trying to save their family home. I wish Flagstar the best in figuring out how to avoid situations like this because they could be a good mortgage company if they can figure out these fires.

It was my payday and I had just set up direct deposit. The morning of my payday I stopped by McDonald's to grab a breakfast sandwich costing about 2 dollars, and headed to work. This was the first pay period where my direct deposit should have started. For some reason however it was not deposited into my account that day. So I received my paper check and went to Flagstar to cash my check and I see in my account history that I have a negative balance of 30 dollars and some change (I have overdraft protection FYI). I asked the woman why I had a 30 dollar overdraft fee and she explained to me that I overdrew my account by 32 cents so they charged me 30 dollars. I explained to her that I had overdraft protection and that this charge is incorrect. She proceeded to tell me that she cannot help me so I go and talk to the manager of the branch. She assures me that this will be taken care of. Next week rolls around and again I'm counting on my direct deposit to be sent to the bank....Which it did not. But I had not used my account. Just to be sure that things were being taken care of. I noticed that they charged me ANOTHER 30 dollars!! I was outraged!
The manager wasn't there so the woman at the counter continues to argue with me. I finally just leave the building and said I would return and speak to the manager. At this point I refused to make any deposits into my account because they would just take the money and apply it towards this negative balance that should have been dealt with. I returned to speak with the manager and she once again assured me that this will be handled. I never heard anything back from them. Then a few months later I received a statement from Flagstar saying that I was over 300.00 dollars in debt to them! Again outraged, I called Flagstar Bank and the manager was not there. I talked to the woman and she said that there is nothing she could do and told me if I did not pay this amount by a certain day then they were sending it to collections. I explained to her that the manager told me she was taking care of this and the woman on the phone said that she had no information about my problem. That was over 9 months ago.
Last week I went to open a new savings account through TCU and they showed me as black listed. Saying that I could not have a checking account anywhere along as this was in their system. I was so disappointed. I was sure, because I had not received any calls from a collection agency or Flagstar that it was taken care of and that my account was closed. Boy was I wrong! Therefore, they lied, mislead me about bounce protection and charged me an unreasonable amount for a $2.00 breakfast sandwich that only overdrew my account 30 some cents.

I sustained hail damage to my property in June of 2014. This is the second time that I have filed a damage claim with Flagstar bank and each time the lack of customer service has been the same. Each time my paperwork was submitted there was no response that the information was received. Each time I have had to call then to ask if my paperwork has been received. It takes them so long to process a claim, that most companies are ready to put you into collections. When you tell them this no one seems to care. I hope I do not have to file a claim with them in the next few years. I want a new mortgage company.

We have tried for more than a year for a modification and have been lied to. Several requests for more paperwork as they lost it, didn't take payments, refused to work with us and we qualified and then they sold the loan. We want to keep our home.

My husband and I filled out and completed a hardship package on November 5, 2013. We called about 20 times before we got anyone. We asked if our package was complete, the representative said yes. They said an agent would contact us. All we get in the mail is new agent's name and when we call no live agent, no one never answers. What kind of bank are they? They rather see you lose your house than help you. Flagstar is unprofessional. We are trying but it's like Help, please someone answer. I have been on hold so many times then they hang up on you.

I have been with Flagstar bank at least 10 years and the customer service is atrocious to say the least. A few years back I called because I didn't have enough money to make my monthly mortgage payment and after I was told that they do not accept partial payments; I told the woman that I didn't know what I was going to do.......she literally laughed and said; "I don't know what your going to do either." That was only the beginning. Several years later I run into income issues with a flood and decrease in sales where I'm employed. In the numerous times I have tried to contact "Maria" the "agent is not available" so I speak to a different rep every time & every time I call, they need more information faxed over (in addition to the 28 page fax initially sent over).
They just didn't get everything because of "the way it was faxed over." I finally fax over the same documents already sent over twice before on the 16th. Which was prior the "due date" for the load modification paperwork and called on the 22nd and was told they had everything & the account was under review for modification which can take up to 30 days. I called back on 10/2 and spoke to yet another rep telling him I borrowed the money to pay my loan to date and he said "Oh yeah, we can't accept that, your account is in foreclosure." That was the 2nd and I have yet to get a manager to return my calls. STAY AWAY FROM THIS BANK.

I have sent Flagstar several pieces of information to modify my current mortgage. Then I tried logging in to my account and it stated this account has been sold. So I call the customer service and immediately have been sent to the default center. Well my mortgage was Caught up until they would not take a mortgage payment for 2 months. Needless to say I will be getting legal advice in regards to this matter.

About six months ago I sent a complete package along with hardship letter to Flagstar Bank requesting deed in lieu of foreclosure as well as cash for keys. I received a letter back stating they were reviewing my paperwork and would contact me. Then they sent a letter stating my package was incomplete. I called my direct contact Maria, but always get a message not available so stay on hold till a live person comes on the line. Their first response is stating how many dollars I am behind and would I like to bring it current today.
After explaining all I have done and the purpose of the call, they give me a new list of needed items, which I fax that same day then they tell me to call the next day so they can download the faxed information, which I always do. That never made sense. Now they tell me it went to underwriting, but can never get anyone from underwriting to talk to. I live in N.J. which requires court action before foreclosure. But I am trying to avoid all that and just turn the home over to them. I purchased the home about 8 years ago for $170,000, but the homes here have depreciated so much it has been listed on the market for 4 months at a price that would only pay off the mortgage, but have had not one offer. Salem NJ is becoming another depressed US city.
In my hardship letter I explained I had a heart attack and wife is ill and needed movers so requested cash for keys but also no response in any way. They just keep saying first I must request a loan modification before anything else. My social security and retirement would hardly cover the property taxes in NJ. We are now considering just walking away from the property, calling the bank and telling them the utilities have been shut off and the keys are under the mat. But my wife is afraid they will come after us if we do that.
A good number of homes are vacant in this city and they all get vandalized very quickly once they are vacant. I'm out of ideas. I have explained my situation over and over to the bank but they just continue to put me off and now I'm afraid they will try and do a foreclosure through the back door and hit me by surprise. I don't trust their reasoning and am totally in the dark as to what is going on and what to expect. If a class action suit is being considered by anyone, I would be interested in joining such a suit.

My wife and I purchased our home here in south Alabama in Jan. 2008, while I was overseas in Iraq/Afghanistan. I served over there until February 2011. At which time I came back to the states to find work within a 150 mile radius of my hometown. I could not. I let Flagstar Bank know 6 months into my unemployment that I was unable to make anymore payments after February of 2012. They told me they would set me up with their Loan Crisis dept., or something similar to help work out terms for a reduced payment, where I would pay just the interest, or do a short sale of the home. There was one other option they were offering me, but for the life of me I cannot recall what it was.
My wife was working, making 55k+/year. I took out my 401K 3 months after I returned home and that let me make house payments and kept us fed. I made our 2k mortgage for an additional 8 months using all of my 401k. Come May of 2012, I had not made a payment on the house and was roughly 8k into debt with them. I was still unemployed. My family members scrounged up about 4k for us, but Flagstar lets us know they would take only the entire arrears than the partial 4k.
By now, I had called Flagstar in Atlanta, Ga. some 50 times and was receiving threatening calls from them daily. I had hand written hardship letters to them 4 times, I had filled out short sale paperwork and snail mailed it back to them at least twice. Each time they told me that a rule had changed and I needed to start over the process. This went on until the 2nd week of August 2012. I was informed that the house would be foreclosed on September 6th of 2012. That no matter what paperwork I filled out, there was no way to get anything approved of in that length of time.
At this point they would not even let me clear our debt with a full payment, if I even had had it. September 6th at 8am all the locks were changed and we were told to vacate the premises. We had to have a Bank representative there to ensure we did not take anything in the house that was part of the house. I did find a job in October of 2012 making 10/hr, it didn't even afford me enough to make my 560/month truck payment. Flagstar assured me my credit rating would drop no more than 80 points, max. My score went from 724 to 530 in one month.
Everything that comes out of their mouth is a lie, everything they do is utter crap, they helped me not 1 time when prior to that I had paid them well over 100K in the 4 years we lived there. I tried to find any job that would take me, up to and including working as a custodian at hotels or schools..anywhere. My resume reads more like a engineering degree as that is what I do. So no one would hire me as they knew unless they were paying me an Engineer's salary they would be losing me once I found employment that would.
Here I am some 2 years later my credit score is still below 560 and I can't even refinance my truck to a lower payment. I just know my wife and I have been done wrong and to be honest we have been so busy these past couple of years trying to make ends meet that I had not put 1 & 2 together. Yes I chose to come home from a war zone where I spent 5 years there. I had money in 401K, I had a nice home, my son was in college, my daughter would graduate in 2 years and head off to college. I wanted to be home as I had already missed 1 graduation. I was not missing a 2nd. I tried so hard to find a job, even petitioning online radio hosts to help me out. **.
Then Flagstar Bank ignores us completely to kick us out of our home. We live in a rental now, that has no insulation in the house. The carpets look like someone has changed an engine on them. We have to lay area rugs over the entire house, just about. The floors at the top of the steps feel as if they are going to give out any minute and throw you down the stairs. We can't afford a storage unit so our entire two car garage is packed floor to ceiling with our life from the other larger home.
What I am looking for is a class action lawsuit that is ongoing against Flagstar Bank. I found many from other states, but I am not well versed in laws when it comes to Class Action suits. I just think it should have gone not so horrific for us, just because I could not find a job and we were willing to pay something and extend the loan. It wasn't that I didn't want to pay, we couldn't! Thanks for listening to my ramble, I apologize for taking up your time. I had intended to just agree with the previous posts. Here I sit, angry all over again.

I was surprised to see this mortgage company with so many negative reviews. I have had 3 loans with Flagstar and cannot even think we ever spoke to them since the loan was sold to them. They mail a bill and I send a check. I guess if I would ask them to take less than I owe or request a lower payment maybe it would be an issue, but we pay what is requested as that is what the mortgage broker told us we had to pay.

I've had my home on a short sale since March 2014. I've had numerous offers on the home. I've already lost one buyer because the bank has taken excessive time to proceed the sale application. I currently have a second buyer and waiting on the bank to approve the offer. At this pace I will probably lose the second buyer. They never return phone calls and are the worst at customer service. It seems that they would rather I default on the mortgage than sell the home to a fully qualifier buyer.

I recently tried to refinance to lower my monthly payment but the agent I was talking to keep telling me I had last refinance in 2009. It didn't sound right but I just thought my dates in my head were wrong. Then he said it was closer to 2010. I knew there was something wrong. When I hung up, I dug out the last refinance papers and it was signed on 10-7-2008. I called him back. The agent told me he got this year from our credit report. So what happened in that 1st year? After the 1st year, we were sold to Bank of America and then to Nationstar. Where do I start? I have been reading on all 3 banks and nothing sounds good. There was 1 person even with a payoff they lost the check that was sent from their new bank to Nationstar so even with a payoff, they're still hurting us. This is terrifying me. HELP??!!!!

I have had the WORST experience with Flag Star. I purchased a home back in 2011 and the loan was sold to them right after closing. Long story short I did a loan modification in 2013 with them. I have since put the house on the market and have a buyer and ready to close. Surprise!! They recorded a deed of trust for almost 13,000.00 on my property that does not belong to me. I have spent hours on the phone and they have already admitted it is their ERROR! All they need to do is cancel it out... what have they done? Nothing!!
I am still fighting to prove my innocence when they have already admitted their guilt. So long story short I cannot close on this property until they decide to cancel out this deed. After reading the horror stories online about this bank I have someone will take action against them. They should not be allowed to operate much less lend money. I am still fighting to get this removed from my property and will not give in to these ruthless people. Keep in mind my loan was sold from Flag Star in April of 2014 and the current servicer has nothing to do with the incorrect lien recording but guess what..... Flag Star involved them as well.
You know all I want is for them to remove their lien so i can sell this property. They have admitted they made a mistake but who is paying the price? Me the customer. Never do business with FLAG STAR BANK!! Crooks!!

My spouse died May 2011. I got behind since I had no additional income. My first phone call from Flagstar was the day we were at the funeral home making plans. My phone rang and thinking it was family I answered it. It was Flagstar and when I ask that she call back later because that was where I was, she said, "Then why the hell are you answering the phone?" Needless to say, that was just the start. I tried to get a modification three different times, each with a different point of contact. Like others I filled out the required papers along with a letter of hardship. The next week I got a letter stating I was still short paperwork. I faxed the next day and called the day after that and was told my case was closed.
The final time I faxed it was 33 pieces. I finally was told these things were required by HUD. I asked for HUD's number but I was told I did not need it. So, I went online and found the arrivals about Bank of America and got a phone number there. I called and have been working with a wonderful lady there. She has helped me more than anyone. They broke into my home while I was at work to have the locks changed. Since it was a very nice young man, he gave me a key so I could get my things out. I had all utilities shut off in May 2013 and had everything moved out. They tried to serve me papers at my son's home (does not have the same last name) in Ohio. Never been in the state.
All this time they have been sending me mail at my current address. I finally got a forwarded mail that said they served me foreclosure papers 7/2013, I was 5'7 and 145 lbs. First off, I'm barely 5'1 and not nearly that slim. On the said date, I was at work in a call center and there had not been utilities for two months at that location. I do have documents to show this. I now have an attorney but they will not answer the phone. Every evening, I get an automated call from them asking me to call them back. I have now been told by HUD they are closing soon and working with a skeleton crew. I would love to band together with others and get something done to prosecute.

I've had my loan with Flagstar since 2008. I ran into some financial problems due to injuries, work, etc in 2010. A time came when I knew I was not going to be able to pay my mortgage within a couple of months. I contacted Flagstar to request a loan modification at the time. Completed all the paperwork, which I continually had to resubmit because they "lost" faxed documents multiple times (even though they were all clearly labeled with my name and loan number). A few months later I was denied the modification because I was not late on a mortgage payment yet.
A few months later, as I told them would happen, I missed a payment because I could no longer afford it. I filed for another loan modification. This process took well over a year. They CONSTANTLY lost paperwork. I had to resubmit the same documents multiple times. Always labeled correctly and I would call to confirm receipt. Yet they were still missing. Customer representatives would tell me one story and the next day I would hear an entirely different story. No one had the same information to provide - and some would straight up lie and give wrong information.
Towards the end of the battle for approval, I was told that it was REQUIRED for them to pay my homeowners insurance and I had to fax them a specific letter that stated exact wording I was given (something to the effect of.."I give Flagstar permission to include both taxes and insurance in my escrow"). I did this and faxed it immediately. I called 3 days later to confirm it was received. I still was required to submit that same document again, a month later, when they said they didn't have it.
The loan modification finally went through a few months later and I thought it was a done deal. I still did not agree with the new payment but I had no choice. It was better than before. I wanted the constant "late" payment to be removed from my credit score and it seemed that at least agreeing to the final modification offer would allow me to move on with my life.
Fast forward 6 months later when my homeowner insurance was due. I received a notice from the insurance company that my policy was about to be dropped due to non-payment. After calling Flagstar, I got put back and forth between every department. I was told that my insurance was not escrowed. I argued that it WAS escrowed because I was told that it was a requirement for the loan modification. I had confirmed that they received my letter giving permission, the insurance info, and had even contacted the insurance company a year prior to tell them about the change of payment.
No one at Flagstar could give me an answer as to how this was escrowed according to my loan documents but somehow the escrow department was not taking care of it. I spoke to multiple people and was told that it would be taken care of the following year but my escrow would probably be adjusted. I argued that my escrow should not be adjusted in anyway since this insurance payment was accounted for in the new loan payment. They basically told me my escrow analysis would come up in a few months and it would reflect the adjustment...end of story.
The following year my insurance WAS paid and I confirmed that with my insurance company. May 2014 - I get notice that my monthly payment would be increasing $400 because of low Escrow. My new payment is, coincidentally, right around the same as my payment before my loan modification. My taxes have not increased more than $100 to account for this change. My homeowners insurance is only approx $500. Certainly not enough to account for the gigantic payment increase.
I do not believe this company is providing an ethical service. I think my "loan modification" was falsified on their end in some way. They are unaccountable for their mistakes and cannot seem to perform the duties of their business, such as accurately managing escrow accounts. I am attempting to refinance now simply to get away from this bank and their horrible service. The stress they have put me through for 4 years is absurd. Their lack of professionalism and responsibility is appalling. They should not be in business. Don't use this bank!!!

We have high credit card debt, 1st mortgage with another company and 2nd mortgage with Flagstar. We wanted a consolidation loan and contacted Flagstar. They told us we were approved for a loan and after jumping through many hoops for them, were denied the loan. This is after they made us change the mailing address for rental mobile home that sits on our property, closed all of our credit cards, and paid for an appraisal. Their excuse was because there is a mobile home located on the property, the same property they modified our 2nd mortgage for 3 years ago that had this same mobile home located on it. When I asked what the problem was, I was told that it is an unacceptable property because of the mobile home. Now this property also has a stick built, fully remodeled home and 18 acres of land! I don't know what their "game" is, especially as we spent money on an appraisal that we could have used to pay some of the credit cards. Seems like they ran us around in circles just for the joy of denying us when they had told us we were approved for a loan. Beware of dealing with them, seems like they run you around in circles and waste your time and money.

Have read most all complaints on here, going through the "Fax" joke we have faxed our worksheet packet for lost mid. We keep getting the runaround with the tax forms paper and don't you know there is always a new one that needs to be copied off line and sent in as well! After the third payment missed they won't accept your payment and send you to lost mid. Then they give you the biggest run around ever!!! In the end you end up paying a lot of $$ sounds like to me "Looks" they set you up for the fall! After losing my job in 2010, I applied for modification with Flagstar. They continually told me that I was missing required papers, which I continued to send... but nothing. I went into the hospital and was forced on disability then again started trying for modification in late 2011. Flagstar strung me along with the same stall tactics until fall 2012 at which time they started foreclosure proceedings. My mother paid my past due balance at that time, SO THEN Flagstar felt that I didn't need a modification and refused me. I again started the modification application process in May 2013 after again falling behind. AGAIN, I was given the run around, only this time I had more time to dedicate to working on the modification since I was no longer working.
I was assigned 3 different "points of contact" during this period and the last one (from July-Dec 2013 Shedricka **) never ONCE returned my call. EVER!!! I contacted the FHA Hotline and eventually the MO Attorney General's office, AFTER WHICH in December 2013 I was told that my modification was approved. NO ONE ever called or sent an email or letter advising me of such and I only received this information after calling in the them a few days before Christmas and was told my first payment was due on January 1!!! I completed the 3rd trial month in March 2014 and STILL as of today 6-3-14, have not gotten my paperwork from Flagstar that completes my modification. I had to constantly call to get the trial paperwork.
Tasha ** who is their "fixer" for official complaints called me after the Atty General complaint and assured me that I could contact her with any complaints or concerns and she assured me that she would always call me back. She didn't and she hasn't. Other than her initial phone call to me, I have had one conversation with her which was upon my calling her and she just happened to answer. I was told a few months back that my title search was clear but upon speaking to **, I was informed that one of my creditors would need to sign a release. ** got my fax # and my email address to send the release for me to sign giving Flagstar the ability to make the request on my behalf. I have never received this letter and never received a call back.
When telling ** that she hadn't returned my previous calls, she gave the excuse that she had been on vacation. FOR 2 MONTHS?!?!? I reminded her that I had been calling from the middle of March until the middle of May, which was when we were speaking. She had no response and changed the subject. I have reopened my complaint with the attorney general as I see no other recourse with this bank. My only advise to others is to stay on top of your requests and call daily if you can, which I know is difficult since there is at least a 30 minute hold time just to speak to anyone. Contact your state's Attorney General's office and any other official entity that you can find. Beware that upon rebuttal they will tell complete untruths about the facts concerning the correspondence and handling of your modification request, so I suggest DOCUMENT EVERYTHING!!!!!
Jessica ** is the person that gave the written rebuttal to my Atty General complaint and it was almost as if she had never even looked in my file with the information that she provided to the atty general's office. To give an example she stated that my loan was "acquired' when my loan was "originated" with Flagstar. She misquoted dates and timelines and many facts. I am frustrated beyond belief with this company and I wish they would get some competent people to handle their mess. I don't know if they are lazy, incompetent, understaffed, uncommitted or a combination of all but I do know that this has been the most frustrating experience of my life.

After reading all these complaints I was wondering has anyone had any luck after reporting Flagstar Bank. I have been having all the same issues with Flagstar. It seems everyone has had the same complaints has their been any good outcome???? ? Several poc, no return calls, faxed several documents over and over. My modification is in the last stages, missing docs, refusing payment, sending payments, writing documents, sent to me attorney fees and interest charged to me. Paying for Flagstar banks mistakes.

We had water damage in our kitchen 9/19/2013. Insurance sent check to me with Flagstar's name on it, which was expected. Check was sent, inspection was done and all forms of satisfaction sent to them by middle of January 2014. Checks received dated 2/6/2014 for contractors and remainder was written to my deceased mother. I had contacted them twice via email requesting check to be put in my name. No response. I asked what to do and as expected they had no clue. I sent them a small estate affidavit, mom’s death cert and copy of deed of trust plus my brother's death cert since he just passed three months prior.
It is now the end of March when all docs were sent. On 4/9 I called was told all was received. On 4/17 was told check would be mailed within 48 hrs. I sent email on 4/25 checking status and requesting overnighting check if not sent to be received on 4/29. On 4/28 I get a response to the recent email stating check was mailed on 4/23 (not within 48 hrs and asking me is it going to be a problem cashing since it was written to my mom in care of myself. Really? After all that time spent they still wrote it out wrong. Now, I have to wait an additional 48 hrs for money to return to account after they cancelled check so the earliest check will go out is Wednesday 4/30.
Is it possible I'm being played so they can gain interest on my money or are they so incompetent no one there knows what is going on? Their business practices seriously need to be addressed. This is one of several issues I have had to deal with Flagstar. You never get to follow up with the same person as three different people were handling my claim. I can't wait for this nightmare to be over. I told them it is impossible to thoroughly clean dishes and my 2 year old granddaughters messes using a bathroom sink. If I ever get 97,000 dollars this mortgage will be paid off so fast and I will never ever have them in my life again!

I have been trying to get an FHA HAMP Partial Claim Modification over two years. Flagstar Bank uses every lie, every excuse, every dodge, ignores their responsibilities as required by the FHA Guidelines because there is not really any teeth in the enforcement tools of either the Department of the Treasury Comptroller's Office or the Consumer Financial Protection Bureau. They lied, delayed and stalled throughout the still ongoing mediation process required in our state until our arrears have become so high we can no longer qualify. Only some new, courageous lawmaker or attorney willing to go after them will change things for us and who knows how many others. They harass with robo-calls, but no one returns calls. This is all done by design so that they can collect full insurance payouts in the end. This bank ought to be closed down. What they are doing is not just completely illegal, but un-American in that it is destroying its foundations through all these destructive business practices. A class action is needed or perhaps a US Attorney action.

We have had the same experience with Flagstar as most of the other complaints state! We are at 1 year trying to resolve this matter. Over 8K in penalties and charges. I urge all of you to start filing complaints with the BBB, Federal Trade Commission, HUD, State Regulatory Board, Attorney General, Federal Reserve, Consumer Protection Finance Bureau-RESPA-your senators in your state. I was approved for a home loan, I was building my home, our builder recommended these guys. Flagstar had all of our information including our HUD and escrow information. The afternoon before we were to close, they called and said we could not close because they don't work with escrow remaining on the USDA loans. They said the escrow has to be off the loan within 30 days after closing and that they knew this wouldn't happen, so no closing. They are in Michigan and we are in Minnesota...so where was the mystery that the work wouldn't be done. Idiots. They couldn't figure this out in January. Completely incompetent idiots!
The builder offered to pay the escrow so we could close. Sure they could, but we would have to wait for another appraisal because the loan info would be changed. Folks, this happened hours before closing. We had picked up the Uhaul...the movers were set and we had friend who had taken off work to help us. Flagstar has had the necessary information to have made this determination months ago. And yet they sent us the closing paperwork last week. We will be posting information on this bank where ever we can. This is the most ridiculous situation I have ever been in and these people could care less to read the information they ask for or contact you if there are issues!!! SEE ANYTHING WITH THE NAME 'FLAGSTAR BANK' ON IT......RUN LIKE HELL!!! They are unprofessional, unorganized and point the finger at everyone else. Accountability...zero. What is wrong with these people???? Thank god we had another mortgage lender on the line.

They have now missed over 10 escrow insurance payments for my clients and state they don't received the bills in the mail. That is a lot of bills not to receive. They also will not send things out overnight, as they claim they will, with a cancellation notice. I pray my mortgage does not get taken out with them.

Flagstar tacked on $400 to our mortgage payment claiming we no longer had home insurance. Our home insurance never lapsed. Our insurance company twice faxed our insurance portfolio to Flagstar. Both times they claimed they never got it. The calls increased to daily with threats that they would trash our credit. In desperation, we wrote the Oregon Justice Dept. In less than a week, we got a call from a vice president who said it was all our fault, but they did in fact have our insurance and had had it all along. They waived late fees, etc. Then, a month later, they sent us a check for $796 as an "escrow over-payment". Before spending this we called and were assured that the check was not a mistake and we could spend it. Two weeks after we spent the money (tires, bills, kid's clothing, etc.) we were called and told we were $796 short on our mortgage. Flagstar said there was no mistake and we would be charged $160 monthly late fees because we could not come up with the $796 to repay them.

We defaulted on our mortgage due to a financial hardship and a loan modification was requested. This was in October 2012 and we have never got a decision after sending paperwork, over and over again, to Flagstar Bank. We have been thru at least 8 Point of Contacts. As other reviews listed, no one ever calls back, they take so long to work on your application that the information becomes "expired" and they charge you late fee, attorney fees, inspection fees and force your home into foreclosure. We've spent hundreds of dollars alone just faxing information time and time again. They tell you that it is in underwriting in it's final stages and you still don't hear from them. They informed us in July and then again in October 2013 that our application was in the last final stage of underwriting and that we should hear from them sometime around Thanksgiving.
We have still not heard anything from them and I am fighting to be reimbursed for all fees related to this with no luck. They won't pay. They state we did not provide the documentation in a timely manner when in fact we have confirmations to substantiate all forms sent. We also had to hire our own attorney thinking they could get us some relief. They ran up against the same thing. Roadblocks, never returning calls and never being able to the 8 POC that were assigned during the last 1 1/2 years. My attorney had to fax the 3rd Party Authorization Form over 4 times. They blocked them from all our information and all they were able to do was get us a reinstatement.
We were able to be reinstated in November 2013 and have stopped foreclosure proceedings. But not before incurring $3700 in their fees! It was their fault that these modification attempts were not completed on their end. They are buried with an overwhelming need for these modifications by people like all of us. They don't know what they are doing, they never call you back and again, the information becomes "expired" and they deflect their incompetence back to us. This is an outrage and they have to be held accountable.
I was only able to get the funds to reinstate by borrowing thousands of dollars from family and draining my 401K. We were able to set aside 1/2 of the funds needed because we had a year to do it!!!! They never once told us we could even do a reinstatement. They are 90 days late in getting us all paperwork involving the modifications and what they have actually done, which is nothing. We sent what is called a "Qualified Written Request" for this information and they have a 60-day time frame to do so. By law they are late and in violation. They tried to sing and dance around that one too. My attorney sent this on 12/13/2013 and we are still not in receipt of this information. Also once they did receive the reinstatement amount they made posting errors to my account and it took two months to straighten that out. I was able to get an email address for their legal department so I was corresponding with that person and she is the only one that has done anything right! This has caused extreme pain and suffering at this banks hand and we all have to do something about it.
I urge all of you to start filing complaints with the BBB, Federal Trade Commission, HUD, State Regulatory Board, Attorney General, Federal Reserve, Consumer Protection Finance Bureau-RESPA-your senators in your state. They can't ignore us if we all stand up for one another. All your stories are actually what has happened to all of us and there are numerous complaints stating the same exact thing. These banks have to be held responsible and I'd like to see a class action lawsuit started against them. But we all have to do our parts. These complaints can be done online in most cases. I have started filing mine against them. Please let's get the satisfaction we all deserve and make these banks pay for what they have done to all of us. Some of you have lost your homes, had sickness and worst. They don't care! They need to be stopped! Please file complaints immediately. We can all stand together against these unethical and immoral people.

My husband and I were going through a really hard time. I became very ill and could no longer work. We struggled to keep paying for everything but sadly we were losing the battle. Along comes this company that says, we can lower your interest rate and save you a lot of money. Well of course we were thrilled our home payment was going to be nearly $200.00 dollars less a month. Well if it sounds too good to be true, then it is not true.
The company that we refinanced with was really working with Flagstar Bank and they charged us nearly $8000.00 to do this refinance. The sales person constantly called me and pressured us to refinance, sometimes two and three times a day and rushed the refinance and truly we were so stupid. We questioned the charge but they always had a ton of clever answers. And frankly when you are getting desperate because you're broke and you do not want to lose your home, you start believing everything they say.
So the refinance went through and we were actually charged nearly $13000.00 in fees. But we were now stuck and there was no turning back. Do not make a decision emotionally. Well my health continued to go downhill and we were faced with having to file bankruptcy which we did. During that process your attorney tells you stop paying all your bills including your house payment. The court granted our chapter 7 bankruptcy and we reaffirmed our home loan with Flagstar. This process took nearly 4 months before the courts finally discharged the bankruptcy.
The very following day Flagstar called me and said we owed thousands of dollars from all the back payments. I told the gentleman on the phone that we were told not make the payments until after our bankruptcy is discharged, and his response was we hear that all the time and you were misinformed. He said you can pay the $7600.00 and begin making your regular payments or we will foreclose on your home. I asked him if there was anything we could do because we did not have that kind of money and he said we could look a loan modification and if your situation fits, we could possible add the missed payments to the end of your loan. I said great send me the paperwork. THAT IS WHEN MY NIGHTMARE STARTED.
I keep faxing them documents and would receive a letter stating that they would review my documents and get back to me within 20 days. Well the 20 days would pass and nothing, I would call and call and my case working never answered or returned calls ever. I usually would have to wait on hold for 30 to 50 minutes waiting for someone else answer. And then I would have to explain the whole situation again and then again be told, well we need this document and that document and I said I sent that all before. And she said, well I do not see that in our system. She then said she would send a new packet me for me to fill out and fax in again.
This whole process happened 4 times. I then called again and they informed me that they need all the same information sent in but this time it has to be filled out by my husband and he can copy everything I said in my paperwork, as long as it is in his hand writing. I was in total shock and could hardly believe what she was saying to me. But I did it anyway. Again I received a letter saying we got your information we will review your documents and get back to you within 20 days. Well of course that never happened. Then I get a letter stating that there is a hearing for my home to be foreclosed. We hired an attorney and literally with all the paperwork and the cost of an attorney there was no way we could keep up with that kind of money. So we had to stop having the attorney work for us because it was adding up so fast. Our attorney filed the necessary paperwork stating that he was no longer our attorney and the court accepted his reply and filed it.
I then received another letter from Flagstar stating I need to send them a few more documents but they were the ones I had just sent a few weeks before. So I called there again and waited 20 minutes to talk to someone because again my case worker did not answer. I got a woman on the phone that could not have more rude if she tried. I explained the situation again and she put me on hold after nearly 5 minutes of waiting she came back on the phone said, there is currently an active lawsuit, I am unable to talk to you.
I said it is my loan you have been talking to me every month, but for every question I asked she just kept saying there is an active lawsuit I am unable to talk to you. Talk about frustrating. The very next day I received a letter from Flagstar dated Feb. 20, 2014. The letter states we are need of additional information and this is due by Dec 20th, 2013. REALLY, DID THEY NOT READ THIS LETTER BEFORE THEY MAILED IT. So I thought I will try to call again and again nothing no one will not say anything or tell me anything.
Today, I received a letter from Flagstar’s attorney stating the house has been foreclosed on February 25th, 2014. AND I RECEIVED ANOTHER LETTER FROM FLAGSTAR SAYING THEY NEED ADDITIONAL INFORMATION, BUT THEY MIGHT NOT BE ABLE TO MAKE A DECISION BEFORE THE FORECLOSURE GOES THROUGH... ARE THEY KIDDING ME OR TRYING TO PUNISH ME. Why is it these big companies can do this and get away with it. So now along with my health issues that have continued to go downhill, I will have to find a new home and somehow pack up everything in my home and with my bad credit from filing bankruptcy it is not going to be easy to rent someplace because they run credit checks!. It does not make sense to me that they would rather go through with the foreclosure instead of working something out with their customers.
I TRIED AND TRIED AND TRIED TO DO EVERYTHING THEY KEPT ASKING ME TO DO. THIS IS NOT FAIR. All this stress is going to kill me. None of this makes any sense to me because the house will now be auctioned off and they will lose a lot more money when they could have just been working with us to solve this problem. Not to mention the house is not nearly worth what we owe on it anymore, so they are really going to lose a lot. I really wish Flagstar would read and respond to this site. I would love to hear just how they justified asking for some much paperwork and never responding to me.
So if you see Flagstar Bank on any of your paperwork, run and do not look back. God forbid you might need them. Their own website states if you become ill and need assistance we will be more than willing to work with you because we do not want to see you lose your home... what a joke. They will get my house but I am going to find a way for other people to not have to go through this situation like me. I tried, they lied and won. It is not right!

I have been with Flagstar for almost two years now. I had a change in jobs and got a little behind in my mortgage and got a call from the bank. I called them back and they wanted to know our incomes and what our bills were. She also wanted to know if we planned on staying in the home. I told her we do. I told her that I would make an online payment this Friday. Well, when I went to try and make one yesterday, it said, "Due to the status of your account, you cannot make a payment with this method at this time," and to call. I am confused since she knew I was going to do that so I sent it in the mail. Does anyone know why I got the message like that.

I received my insurance claim check Jan 13 and contacted Flagstar bank for an endorsement, since my check was written out to Flagstar and me. They said they would send me an information packet and what to do. I received the packet around a week later and did all they asked. They sent me two checks for the suppliers I had used for material Estimates. I am displaced 87 miles from my home and had used local suppliers for approximate amounts. They wrote the checks out to the suppliers and me making 3rd party checks for the wrong amounts. Neither supplier would take the checks so I sent the checks back to Flagstar. I told them they needed to write different checks. I was told to purchase materials out of my own pocket and they would reimburse me. I tried to contact Jeryal ** and have him write me an initial check to Lowe's for $2500. I have called him every day for a week but he will not return my call.

I cannot begin to tell you in a post the horrible experiences I've had in the past 2 yrs with this company. My mortgage was sold to them in a refi or I would NEVER use them. NO communication, they lie, mislead you, and you can't get in contact with them if you ever need assistant or to fix anything..... on & on... RUN don't walk!!!!!!!!! Bad bank!!!!

My mortgage was sold to Flagstar about 5 years ago. For the first two years every payment was on time and an additional $200 was remitted towards principal. I suddenly found myself in a difficult situation. I divorced and was receiving very little support from my ex and my employer decided to withhold our paychecks for a couple of weeks in order to change our pay schedule. I immediately called Flagstar and asked if I could change my due date. I accomplished this with all other creditors with no difficulty.
Flagstar indicated that they were unable to change the date because I signed a contract stating payment was due on the 1st of the month. I continued to make payments, though they were almost always a couple of weeks late. I decided to apply for a modification to see if they would be able to make some type of adjustment this way. I completed every bit of paperwork and submitted it with every piece of documentation they required in their checklist. After taking over a month to review it, they contacted me to request a copy of my court ordered child support decree. They insisted they needed something from the court even though my bank statements clearly stated my direct deposit child support payments as "Massachusetts Department of Revenue - Child Support". I explained that our probate courts are very backlogged and this could take some time.
Well, it took about three weeks to get the documentation. I immediately faxed it to Flagstar and waited to hear from them. After about 2 weeks I received another modification package in the mail with a letter stating that all of my paperwork was now outdated. After reading hundreds of reviews online about how difficult Flagstar's modification process was and how many people had to run in circles and jump through hoops only to be told they were denied modification, I decided not to reapply and continue paying as I had been.
On January 31st I remitted two payments to them hoping this would finally put me back on schedule. After checking their website and my bank account for a week and a half and continually receiving calls from their 800 number asking me to call their default department I placed a call to them. I waited on hold for 45 minutes and opted to leave a message. My call was never returned. For four consecutive days I called them at varying times and was always placed on hold and asked to "wait for the next available representative". I always gave up after a half hour.
Finally on the 5th day I reached a representative. She told me that my January 31st payment had been returned to me because I was 5 months in arrears and in foreclosure status!!!!! I explained to her that this was definitely not the case and asked her to recheck her records. After being on hold for about a half hour, she came back on and said that's what their records showed and I needed to prove otherwise by remitting copies of my bank statements accounting for all of my payments (For the second time in less than a year).
This is not the only issue I have had with them. A lien was placed on my house by the Town for non-payment of $195 in property tax. Flagstar escrows my property taxes and is responsible for making payment. They took out forced placed hazard insurance at a cost of $4,000 because they said my homeowners insurance was not in effect. I work for the insurance agency that provides my homeowners coverage and have fax confirmation that evidence of coverage was sent to them. It took them 4 months to remove these charges from my account. I am now sitting on a notice of cancellation for this year's homeowners insurance due to non-payment of premium.... that Flagstar escrows and should be paying. My credit is ruined. I have had strangers stopping by and taking pictures of my house while I am at work... scaring my children. This organization needs to be investigated. I'm just paying a mortgage. I wonder what happens to the money people deposit into their accounts with them. Is that lost and not recorded too?

Four years ago, my position was eliminated and we were forced to survive on unemployment benefits. We contacted Flagstar to ask for assistance in reducing our mortgage payment because we did not want to lose our house. They were totally uncooperative and refused to help us. We struggled and continued to make our mortgage payments but it became impossible to meet the payment so we contacted Flagstar again to request a loan modification. We submitted the paperwork required and heard absolutely nothing. We called Flagstar and we were transferred to our single point of contact. She told us that it would take 4-6 weeks to process the paperwork. So we waited and called back after six weeks when we had not heard anything from them.
I was told that we needed to submit the paperwork again and that they were re-organizing the department and we were getting a new point of contact. We submitted the paperwork again and again we did not hear anything. Again we called. My husband spoke with our new contact person. She was rude and nasty. She called my husband a liar, a deadbeat and suggested that we let the house go through foreclosure or short sell it. Needless to say, we were not happy with Flagstar at all. We contacted Flagstar again and asked to speak with the manager of the Loss Mitigation department. She was not exactly helpful. We ultimately ended up submitting paperwork four times because it kept "expiring".
Every time we called our contact person, the voice mail box was full and we couldn't leave a message. Ultimately, we ended up contacting a vice president and threatening to file complaints with the Attorney General and the Federal Reserve. At that point, our loan was put into underwriting and we were told we had to make three payments, by certified check, on time in order to finalize our modification. We submitted all three certified checks, on time, and Flagstar put the money into suspense. But, guess what? They tried to tell us that the certified checks had not been received. I went to the bank and got copies of the cashed certified checks and faxed them to Flagstar.
Then all of sudden, we received our loan modification paperwork in the mail. We signed and returned it and miracles of miracles, they reduced our mortgage payment. However, less than a month later, we received a letter that they were raising our payment because our escrow was short. So we are basically back to our original payment before the loan modification. Now, the final insult. We received our tax form for mortgage interest. The total interest was incorrect so we reviewed the payment history. Flagstar did not credit our account with three months of interest for the three payments made by certified check. We are now arguing with them about fixing the 1098 statement.
The best news we could ever get is that our loan has been sold. Please, please, please, if you know anyone contemplating obtaining a loan through Flagstar, tell them to run as fast as they can in the opposite direction. They are horrible -- unprofessional and questionable business practices. I am going to file a complaint with the Federal Reserve, the IRS and the Attorney General's office. Hopefully, it will do some good.

Flagstar Bank failed to show up or send documents to closing. This was under Robert **, Loan mortgage officer in Novi, Michigan. Since then we have called and emailed him and Flagstar and they know nothing about us, they wouldn't even notice that we were to close on a house. Then we finally got a hold of him and all he said: "You were denied." We never got a document or anything stating that argument, nothing. And we had a closing date so, that all of a sudden weird. We lost money on appraisals, the sellers kept our earnest money, we lost money all around because Flagstar employee messed up. and everyone is acting like they never heard of us and we don't have that information on file and I forward all the emails we had between us, and said, "You don't remember us, now do you"!!!!

After 2 different attorneys trying to obtain a mortgage modification gave up on my client due to the fact that Flagstar Bank ignored all of their request, communications and documentations, my client turned to me for assistance. I am a Real Estate Broker with over 15-yrs experience in this business and an extensive knowledge and experience with Mortgage Modifications. As a licensed mortgage broker for over 8 years and a real estate paralegal for over 12-yrs., I am able to confirm that I am an expert in Mortgage Modifications and Short-Sales.
I was contacted by my client to assist her current attorney in the modification request to Flagstar as the pending foreclosure had been ignored by Flagstar's attorneys and they totally ignored and refused to return any communication that my client's attorney sent to them to work through the modification of mortgage. It got to the point that borrower's attorney had to send a Motion to the Courts/Judge requesting the Judge order Flagstar's attorney to respond and communicate via telephone conference call. I became available to be part of the conference and after an extensive telephone conference with all, it was decided that I would submit a new package requesting a Modification of Mortgage.
So therefore, I forwarded Flagstar Bank a complete package on August 29, 2013. I faxed every needed document and provided every needed information for a total of 118 pages. Later, I scanned this package and confirmation of fax and emailed to Flagstar's attorneys, Bank Representative assisting with the Modification, my client's current attorney (3rd), my client and my file. This was received, but although I requested confirmation of receipt, I never received any type of communication for any of Flagstar's attorney or representative. Later on Sept. 5, 2013 we received a letter from Flagstar requesting proof of rental income, lease agreement, and last 3 copies of cancelled checks; current bank statements from my client, Form 710 and most current statement of an existing mortgage on another property. (NOTE: all of this was part of my initial package, which I commented was sent, but I immediately on same day, sent to Flagstar via fax and then by email with said confirmation of fax and all documents requested.)
This was emailed to all parties and again requested confirmation of receipt, and nothing was confirmed. I have outlook set to auto confirm, so I know who and who did not open my emails. Always updating my file at the beginning of each month providing current bank statements and pay stubs, faxed and emails to all parties....never received confirmation of receipt, but my files were always very accurate. I would also phone the loss mitigation department to receive updates based on the fact that they never called or communicated with any of us. I did not want this to be an excuse that they tried calling and no one returned their calls so I would phone 48 hours after any sent documents to further confirm my faxes and emails. Immediately I was told by the representatives that although I had legal--written authorization to speak on my clients behalf and to obtain any and all information from Flagstar, they refused to communicate with me claiming that the file was in litigation and therefore, they were not able to speak with me on any matter.
I told them that the file was in foreclosure and therefore litigation, but a request for modification had nothing to do with the foreclosure and that they needed to communicate with me in order to resolve this situation. Again, they refused and sent me to the attorneys. I immediately requested information for the attorney and was ignored. I was then sent letters from the Partner of the firm representing Flagstar Bank ordering me to stop communicating with the bank and that I had to communicate with them only. That they were Flagstar's attorneys and I was not following proper procedures. I then immediately notified this attorney that in lite of the fact that I am not an attorney, I am not subject to any FL Rules of Civil Procedures and there is not law that forbids me in communicating with my client's lender. The rule applied to her attorney not to me.
Copy of my email comments to the associate: " Samantha, you may indicate that its your preference of communication, but kindly note that I am not an attorney and therefore I am not subject to the Florida Rules of Procedures and there is no rule that states that I cannot communicate with a represented party. You have no legal rights to refrain me from calling Flagstar Bank and from requesting any type of update on the requested mortgage modification. I have been hired to assist Gina ** with a modification of mortgage currently held by Flagstar Bank, which happens to be your client in the foreclosure matter against Gina **. Mrs. ** has legal representation as to the defense of said foreclosure. I though am assisting ** with the Modification of her mortgage and therefore, have every right to contact the lender with regard to this modification request. These are two (2) different matters and I have never requested the lender give me any type of information regarding the foreclosure.
The only request that I have made to Flagstar Bank has been to update me on the status of the modification. The fact that Flagstar Bank has refused to provide me with an update on said modification and claims that the file is in litigation is another matter which will not be addressed at this time. Furthermore, if the fact that I am doing my job impairs you or your office in any manner, please advise in writing, and be very specific as to the reason for the discomfort. I will once again make very clear that my office has been hired by Gina ** to assist her with a mortgage modification from Flagstar Bank. Mrs. ** has granted me the authorization to contact and obtain information regarding her mortgage with Flagstar Bank in order to assist her with the requested mortgage modification (attached herewith and made part hereof please find my authorization letter). I have addressed this communication issue in my prior mail which is the only communication I have received from your office and most definitely was not a confirmation of receipt of documents that I sent.
Please understand that I am not trying to be difficult nor am I trying to offend you, your office or Flagstar Bank, I am just trying to do my job and you are trying to impair me from doing so. Now, please lets move on to more important issues. It has been sufficient time for Flagstar Bank to have reviewed the documents previously sent by my office and to address the modification of mortgage. Please Marie, all that we want is to finalize this modification and your assistance is greatly appreciated and needed.
So therefore, the Partner of the firm, who I only spoke during our initial conference call and who never even opened one of my emails and had his young and newly graduated associate attorney handling this matter...wrote me a threatening letter stating, in writing, "Thanks. To the extent you continue harassing Flagstar with emails and phone calls, I have advised them to discontinue the review and head to sale. Please understand that I understand your frustration but the process is what it is. If you chose to continue as stated below, you do so at your peril." This was my comment: "I am only addressing this email to you, however, if you prefer, I may copy all others in our party after the fact. This is the first time that you reply to one of my emails, and it's evident that my emails bother you. As I mentioned in our initial conference phone conversation, I will do all in my power to obtain this modification for Gina **. You may conduct your business your way, and I conduct my business whichever legal way I chose. I am very direct and therefore, without trying to offend you, the delay in this modification is due to your and Tim's participation, ONLY. If attorneys were not involved in this modification, I would have finished my work a long time ago. But the fact that you and Tim are involved, simple issues become complicated due to the nature of your business. This is not my opinion, its a fact!
I will respect you and your colleagues. You respect me and my client. I hope that this makes it very clear to you that I will keep sending emails and keep calling the lender to obtain an update on this file. Should you have an issue with this, please make it know, but in writing again so that my file becomes better documented on the manner in which you and your office conduct its business.
To make this nightmare shorter, Flagstar kept requesting documents which they already had in their files and this then delayed the processing of this modification over and over. Every time that I would call, I was refused communication, I then followed their Flagstar's attorneys and again nothing was done. I even sent a certified return receipt requested letter to Flagstar's CEO Board Member and received confirmation by post office of their receipt of my letter and I was sent a letter signed by Jessica Jingles, from the Office of the President, whom I had spoken before and advised me that she would remove the "do not communicate" status on my file and this was not done and she never again returned any of my calls and every time that I phoned the Office of the President I was transferred to a different person who refused to speak with me and had a basic attitude of not caring.
From this letter to the CEO, I received a letter from not other than Jessica Jingles acknowledging receipt of the letter and stating that they were going to research and get back to me by 15 bus. days from said letter. Now today, Nov. 15, 2013, Jessica Jingles never contacted by back and I received, from Flagstar's attorney a letter stating that my client's modification was declined for reason: "The borrower(s) are not approved for loss mitigation options by the investor/owner of the loan. " .....What does this means? .....this is a Freddie Mac Loan...why is the borrower who had a documented hardship due to a difficult childbirth and was out of work for 7 months and is now back at work with a substantial increase in salary where she can evidently afford the home and to proved to Flagstar Bank her commitment to this modification paid off the second loan on the home making a sacrifice and paying over $35,000. Toward this 2nd loan to show good faith to Flagstar Bank that she was committed to it and did not want to lose her home...But instead of being fair and responsible they let their attorney bully the situation and denied this mortgage modification without any real reason for such denial.
I have a complete fully documented file and emails showing every communication and document provided to Flagstar. This is an outrage and should not be allowed. Flagstar participated with the Government and now instead of helping the situation they have become a bully and have put in further jeopardy my client's and her family's home. I am not giving up! I will continue to take this to Flagstar and to post any and all information and communications with Flagstar Bank.

While our home loan was initially through a local credit union with a good reputation for customer service, it was our misfortune to have our loan sold to Flagstar Bank, and then to have a flood that caused significant damage to the home several years later. Fortunately we had flood insurance. For those of you who may not be aware, flood claim proceeds go to your mortgage holder who then dispense the funds to you according to their own process. Among the many parties involved in a flood insurance claim - Allstate Insurance, our contractor, the flood remediation company, Flagstar, and others - Flagstar was the only difficult, unprofessional, and unhelpful link in the process.
Allstate was kind enough to issue an advance check on our claim to get work started on our house. Yet here I am one month later, and Flagstar has still not sent me my check. Flagstar outsources to its flood claim processing to Proctor Financial, which means data, documents, and checks take an extra two days to process as they go from one company to another. Proctor Financial's call center people are some of the most ill-informed and unprofessional people I have ever dealt with, and as an attorney, believe me when I say that I have dealt with many belligerent and difficult people. Proctor's call center will tell me one unreasonable thing in the morning, a strange decision that would delay the release of thousands of my dollars, and then another agent will tell me exactly the opposite in the afternoon.
Here is an example of what I am talking about: as I mentioned above, Allstate very helpfully issued an advance check to us to get flood damage repair started while Allstate worked on quantifying my overall claim. Allstate included a letter explaining that the check was an advance, and that they were still working on developing the full estimate. Flagstar/Proctor refused to process this check, though, because Allstate had not completed the full claim. When I told my claim processor at Flagstar/Proctor that this is very nature of an advance check, I was actually told, "Well how do we even know you had a flood? " I could not believe I was met with such a silly and aggressive response -as though Allstate insurance had randomly sent me a check. I have been out of my house for five weeks now, and Flagstar/Proctor acts as though I am an annoying customer just bugging them for paperwork. My home is destroyed. My family is crashing at various houses with friends. I have depleted my savings to initiate work on my house, and despite having paid flood insurance premiums for years. Thanks to Flagstar, I have no insurance money to help me. If you find yourself in the hands of this bank, I feel very sorry for you. If you are actually voluntarily considering business with them, give this a second thought.

My very first home I purchased was, I believe, it was in 2006. Flagstar Bank was whom I got my mortgage through. From almost the beginning, I have had nothing but problems. I put a $10,000 down payment on my home. It was $135,000. I have almost 6 acres, a lot of it being wooded. My wife and I were happy when we signed the paperwork for our very own first home! I have always wanted a farm, and I turned it into a little farm. I lost my job in the middle of 2006. I got a new job about 2 months later give or take a month. I then found full time work in the process of that.
We were sent papers from Flagstar. First it was to increase our monthly payment, then they sent papers that they were going to foreclose. We tried everything possible for that not to happen. I spoke to them. They were to stop the sheriff's sale. We went to a lawyer because they wanted to take our home from us, and the only option we had to keep our home was to file for bankruptcy, so we did. They took so much out of my paycheck. I then lost my job again, however, I continued to make my payments. When they received a letter that we were discharged from our first bankruptcy, they started sending my checks back and refused to cash them.
Flagstar did not care. My wife talked to someone at Flagstar of which she kept getting the runaround,.No one would help us. They did not care about anything, so they again tried to sheriff our home off again. We refiled the bankruptcy, however they are asking for more money knowing we can't afford it, more money to the tune of $43,000 in more fees. We had our lawyer try for a loan modification, but it was denied. Why do they advertise for loan modifications when they won't approve NO ONE!
We want to keep our home but this bank has no heart or compassion, it sucks. I would never recommended anyone to Flagstar. They are the worse I have ever dealt with. Also, behind all this my wife was almost hospitalized for a mental breakdown. Because I'm a nurse, I ask them to let me treat her at home!!!! Now I'm stuck, they are taking almost 80% give or take. Because I'm trying so hard to keep our home, my paycheck per court order for the bankruptcy is taken, almost 80% deduction every two weeks that leaves me with about $153.00 for two weeks. So how could pay them $43,000 more in a four-year period. My wife and I are going to have to try and sell, but how can we find somewhere to live with our credit being messed up now. Please help if anyone has any Ideas. I want to get in on the lawsuit against Flagstar but I'm not sure how. Can some one please let me know. Thank you.

Flagstar double debited my mortgage account. For consumers who have overdraft fees caused by Flagstar's incompetence, there is no compensation for their time expended in filling out forms trying to get these overdraft fees refunded. Flagstar is a joke of a bank, and can't get basic processes, like processing monthly payments, right. Run, don't walk, away from Flagstar. I've tiptoed through manure fields that smell better than Flagstar.

I can't believe that I applied for my loan modification in Jan. 2013 and still have gotten nowhere 10 months later. My application has been passed to at least 6 or 7 different unprofessional people. No one will return my calls since July 2013. Also, since January it seems that they have changed the name of their department name about 3 times. The Bank just seems confused all around and that shows me that they are unstable. I just have to say, get it together, FLAGSTAR BANK. Every other person I deal with there has the nerve to have an attitude. They are super pathetic.
Believe me, once I get the opportunity I will no longer deal with FLAGSTAR BANK ever again. They are completely incapable of properly providing loan servicing to anyone. I guess there are some people that are happy; however when you do happen to run into an issue it becomes a complete disaster. Run for the hills. If you have a choice, I warn you please do not get a loan or do any other business with FLAGSTAR BANK.

1st Issue: When our refi was closing ~6/2012 we were told that a couple more thousand on the loan wouldn't matter so we just tossed part of the closing costs into the loan knowing that for a couple months we would have PMI. After closing and reaching a balance less than 80% calls to Flagstar loan for assistance removing the PMI resulted in many different answers, at first it would be removed automatically. After getting the loan balance below 80% we noticed PMI was still there. I called again and the assistant said it could only be removed after a written request. Weeks after that, still no change, and another call resulted in the worker saying we had to submit a specific form that was available online. Calls back to them weeks later, they would not remove PMI and said that if anyone has PMI at closing PMI lasts for at least 24 months, no negotiations, early payments even to 50% loan to value wouldn't matter.
2nd Issue: After over a year with no late / all automatically scheduled online payments I changed jobs and modified my automatic reoccurring payments. Their system didn't take the change because of some Flagstar delay. I noticed a couple days later when I was shocked to have an extra $1000 in the account. I called them and we figured it out. This was the month after, paid an extra $1600 toward the principal thinking I could get the loan below 80% LTV and avoid throwing $48/mo. away on PMI; in other words I'm far into the green on this account, so the manager said he would waive the $40 late fee, this was around July. Months later had to call them again and had to request a manager since the first person wouldn't honor the results of the previous call. The manager agreed to remove it due to my otherwise good payment history, this was maybe Sept. Almost November now and the late charge is still there. Called them today and they said they can't take off this type of fee.
3rd Issue: I called Flagstar to notify them that I am changing insurance providers and it will be taken out directly from my paycheck through an employer-sponsored program. I performed the required steps. Months later, I noticed my bill was still the same so I called them. They said they would mail me some paperwork to fill out. This was the same call to them back in Sept. 2013. Called them again today because the auto payment will be coming out soon and still no update to the payment amount. Their website shows they have my correct policy number and premium. On the call, they have some other process again. Bottom line is this company is not worth the hassle.

I was laid off from my job in late 2010 and have struggled to make mortgage payments on a greatly underwater mortgage with Flagstar. I decided to apply for a loan modification in late 2011. After several months, I was turned down for the modification due to my debt-to-income ratio and was told to seek counseling from a recommended service and reapply for the modification. I followed this advice and the counselor helped me rework my application and resubmit it to Flagstar. After probably another 4 months of review and constant resubmitting the same paperwork over and over, Flagstar finally told me I was approved for modification and must make 3 timely payments at a much lower monthly rate before it would be finalized.
After I did this, I was sure the loan would be modified but to my surprise they again turned me down and told me to look at other options such as short selling the property. I now have a good contract to sell the home to a qualified buyer and again Flagstar is giving me the run around. I've had no less than 5 direct contacts at Flagstar's Loss Mitigation Department and each time I resubmit the same paperwork to each person. Now I am told it is in a newly formed department called Default Servicing and of course this required resubmitting the paperwork again. It is supposed to be in review and I am supposed to have a final approval on the short sale within two weeks but I am extremely doubtful as this is the same old story. The home has been placed in foreclosure three times thus far with the latest set to be sold at auction in November. It is almost as if Flagstar would rather see the house be foreclosed upon than to see it short sold. I have recently moved out of the house and am renting another home. Making utility payments at both properties while waiting for Flagstar to make the final approval so we can close the deal. I am already into the second year of trying to get relief. This company is a total joke!

I have had very similar dissatisfaction with this mortgage company. They unjustly put my home into foreclosure when I had three months of mortgage payments sitting in an unapplied account. I ended up having to pay fees to their lawyer and additional money and they still filed foreclosure papers in the court. I agree that someone should investigate this company. I made several phone calls to them and after being put on hold for over an hour I was talked rudely to by the asset manager. I will be contacting and filing a complaint with the organization that manages banks.

Do not sign up for autopsy with Flagstar. Flagstar made a mistake and took hazard insurance money even though I had had it since March and had provided proof. My hazard insurance is just under $1000 yr, yet they issued a $10k policy and created an escrow account. After they realized their mistake and credited the escrow account late Sep I received a letter confirming the refund. 8 days later they debited my autopsy for $1886 over my mortgage payment. Net causing me to be short of gu ds in my checking. This was NOT authorized. I called them and have been told you have to write them for this refund of funds they should not even have. Particularly rude and uncooperative wad customer service supervisor DeeDee. Meanwhile they refuse to pay me interest while you wait for them to snail mail me nearly 2k dollars of mine. There has to be a law to keep them in line when they take but won't automatically return funds. Still waiting...

I have been assisting a client with a loan modification since June 11, 2013. The incompetency of the Loss Mitigation Department is beyond comprehension. They requested documents over and over again because they take so long to review that they have past the 60-90 day expiration date for acceptable documents. One person tells you something then another person tells you something else, and 90% of the time it is inaccurate. Finally by 9-11-2013 everything was in order for a review to proceed to underwriting. At this time a call is made every week to seek an update on the status of this loan modification and no one seems to know what is the status let alone does the point of contact assigned to this loan even returns my calls.
At one point for 2 weeks the voice mail box was full therefore you could not even leave a message. The Default Servicing Department has been outsourced recently and employees have been laid off, but this certainly is no excuse to fulfill an obligation to the customer and that is to modify the loan in a timely fashion. For those of you reading this complaint please reach out and file a complaint with the Consumer Financial Protection Bureau, the newly appointed regulatory department for consumers.

After 2 attempts at a loan modification, from 2010-2013, mountains of paperwork, fax fees, and hours of phone calls, we were turned down. Not before we had sent them 2 payments toward a trial modification though, money they kept afterwards in a suspense acct. All the while, they were proceeding with a foreclosure. Thankfully we were accepted into the FLHH program and at the end of July, they paid for our reinstatement and saved our home of 23 yrs. Flagstar received a lg. sum of money from them that was supposed to bring us current until Sept 1. They are supposed to notify FHH of any changes to our acct. also. We thought things were settled.
A month and a half later, we get phone calls and letters saying that the suspense acct. money has been used to cover outstanding fees but it wasn't enough and we needed to send them more money to bring things current. We are again in default. Next, a letter saying we are short in our escrow acct. It has been 1 month reinstated and as of Oct. 1, our payments are going up and we are back in default... Three weeks ago I requested Flagstar send me an itemized printout of all activity to our acct. for the past yr. and confirmation that the foreclosure had been removed from the court system and I have received neither.
I don't understand why this bank isn't being investigated especially after reading the numerous complaints on the internet. And everyone seems to be having the same problems with them so there is a definite pattern of stall tactics, lying and incompetency. Or could it be that their employees are taught to treat people this way? They are hurting people, destroying lives, and it is immoral and indecent. I would gladly participate in any suit that would give them a taste of their own medicine. Something should be done. In my opinion, Flagstar Bank is a predatory lender.

Flagstar has yet to fund my mortgage and I've already had an abysmal experience. After going through six contract extensions, I was actually told that I was being spited because someone at Flagstar was having a bad week. Now, after finally jumping through all the hoops and hurdles to get the clear to close, they've yet to fund my loan 2 days after closing. Such a terrible experience.

Flagstar ignored payment requests from my long time insurance company, Allstate. When I was dropped by Allstate for non-payment, Flagstar put me on their own forced insurance at a premium three times higher than my original and only covered fire damage. Flagstar then added the new insurance premium amount to the principal amount of my loan and used it as an excuse to raise my monthly payments by a couple hundred dollars. I lost my Allstate bundle discounts and since use another insurance company until I have one year of unbroken insurance. Although I now pay my own insurance rather than rely on Flagstar to pay from escrow, they have not lowered my monthly payments. Flagstar has been threatening foreclosure at my continued dispute.

My mom is 75 yrs of age and wasted 2 and a half years trying to get a loan modification. She worked up until about 3 years ago and had to quit for health reasons. She paid 2500.00 and they did nothing!!!!! First told her she was approved and reduced the note. Then 3 months later told her she was not approved. They sold the loan and it was just foreclosed on and is being sold. So at 75 yrs of age she has to find somewhere else to live. Hope they can sleep at night. They are scam artists. They do not help anyone.

First tried loan modification with these folks. Filed 100's of pages of documentation. As it became apparent this was going nowhere, asked for deed-in-lieu. No response. Talked to the contact person, Rick **. Said we could short sell. Had a buyer who put 25K down and pre-approved for the loan. The short sell price was only 35K under what we owed, which was 395K. Flagstar, no response (and this was going through Real Estate broker). They then transferred the loan to Green Tree LLC. The buyer finally dropped out. We just wanted out, so told them to sell at auction.
Green Tree LLC tried for 8 months to get the paperwork from Flagstar (who told us they had already transferred all of our paperwork). The long and short of it is that Flagstar should be sued by Fannie Mae and Freddy Mac for mis-management of funds. Was informed the house was finally sold at auction... at 60K less than we had it sold for. Everybody that works at this place should be imprisoned for the rest of their natural lives. We're attempting to buy a Flagstar-owned residence. After resolving numerous communications snafus during June, July and August, it took almost two weeks to get the HUD! Received it today. NOW we must wait three weeks for the "deed to be ready" (!!!!) before we can close. How is that possible?!!! Of course, no one is available at Flagstar to resolve any of the problems, including this one. After working in the foreclosure and REO markets for several years, I've experienced about everything imaginable, but nothing that matches the sheer incompetence of this bank. If Flagstar is receiving federal subsidies while this property is on their books, their behavior is unconscionable. If they aren't, it's inexplicable, unless their lawyers are milking them.

Flagstar is forcing us to pay them for extra home insurance. Flagstar told us we have to have our home insured for the amount the home first appraised for when we got our loan, which was around $203,000 and that was before the drop in the market (the depression or market crash). The County Assessor's Office says the factored base value is $106,637 so Flagstar said my husband signed a document when we got the mortgage loan that says we will keep the home insured in the amount of the first appraisal. I asked them to fax and also mail us a copy of the document they say he signed... We never got a fax or a mailed copy of the document. Because there is no such document, I have searched through our file and cannot find anything that says we have to keep enough insurance on our home to cover the amount of the loan or insurance for the amount of the first appraisal.
According to my insurance agent, there is a California statue against it (he showed it to me in our mortgage documents/contract) and therefore it is illegal for any mortgage company/bank to force extra insurance on California homes. We are getting the runaround, and Flagstar is charging us late fees because we can't afford to pay for the extra insurance they have added to our mortgage payments, as well as the entrust. We get certified letters from Flagstar Bank constantly that they want to foreclose on our loan. This is very nerve racking and stressful. Our mortgage payments should only be about $1500.00 more or less a month (I'm confused because this has been going on for over a year maybe two). But we are paying between $1600.00 and $1800.00 a month because I will send 16 or 17 hundred for the monthly payment and also send about $25.00 a week.
I would love to sue Flagstar for undue stress!!! I have searched the Internet and found out we are not the only people Flagstar is forcing insurance on. There is a Class Action Lawsuit against Flagstar for doing just that. We are hoping NACA can help us. I know NACA helped a friend of ours and got their payments reduced and now they can afford to buy food and pay their other bills as well.

I agree 100% with the prior post by Joe from Arizona. It's now been well over a year since my last attempt at a loan modification with Flagstar. This time, it was done with the help of another company, which was Mortgage Outreach, or something close to that. I bought in 2006, so my home was, and still is upside down, and worth over $100,000 less than I paid for it. Any type of reduction in my payment would have been nice. I worked with, and submitted all the required paperwork to Mortgage Outreach. They would contact me, and say they needed this form, tell me I forgot to sign something, or that they needed something else to complete the required packet.
Finally, every last "I" was dotted, and the paperwork, was submitted to Flagstar Bank, by Mortgage Outreach, not me. They told me I should hear from Flagstar Bank within 30 days. Needless to say, I didn't hear from Flagstar for at least 2-3 months. When I did receive something from them in the mail, this is what I was told: "Since they had not receive all the information they needed, they were stopping any modification plans." This was also the 3rd, or 4th attempt at a loan modification with them. It is so frustrating. I think a class action suit against them would be fantastic. They don't want to work with you in any way, they just want their money.

We applied for a loan Modification about 5 months ago. We faxed in all the initial paperwork that was sent to us via mail. We were then told that some paperwork was missing and that we needed to re-submit the missing forms. I call them every morning at 5:30am sharp because we live here in Tucson, Arizona and they are located in Michigan and do not work late hours. I call them every other day to get assistance with the loan process and to find out about any updates. We have had 5 different Single Point of Contacts assigned to our case and all of them are always stating that some forms were not entered into the system or that we never submitted the forms.
I call them and never get a single call back from the SPOC or even a Supervisor! I am thinking of filing a Class action Lawsuit against this bank because of poor business practices and also because they are not dealing in good faith with us. We are getting the run around from all the employees there and are never given a straight answer. When I do call and get transferred to the SPOC assigned to us I leave a message with detailed information I am requesting and when they do decide to call back the message always stated, "I am returning your call," but no information is ever left on the answering service.

I initially applied for a load mod with this lender back in 2008; here it is 2013 and this lender has refused to grant the request saying that they always needed more paperwork. During the 30-day deliberation period, they (the bank) always came back with some excuse saying that they needed more paperwork. I made our request several times through NACA, and NOT ONCE did this lender respond to our request. I would not recommend this lender for a loan to buy a house for my dog. POOR customer service!!!!!

We signed a mortgage in November 2012 and the monthly payments were supposed to be $1350 a month. In December, we received a $1100 check from them and were told that we were delinquent by that amt. plus another $200 so we paid the $1300 via phone and, the following month, we received another late payment letter and were told that our loan was going into foreclosure unless they received an additional $450 to cover escrow. My husband called and paid it by phone, and they assured him that the payment would be $1350.
The next month, we received yet another letter requesting more money. Our online auto pay has been set up for $1350 and these payments have been made promptly, but because Flagstar cannot get their payments straight from month to month, our credit rating has been adversely impacted. My husband is a disabled Veteran with very high blood pressure that is not always controlled by medicine and I worry what this is doing to his health along with our credit. I told him to refinance with one of the banks we have dealt with before but the interest rates have just gone up and our credit has gone down because of this issue alone. Please help, we are at our wits' end!

Flagstar refuses to assist its members instead opting for foreclosure and forcing us to file for bankruptcy instead of assisting us with staying in our homes. Does anyone know of a class action suit I can join?

On May 28, 2013, a lien for $80.58 was placed on my account number, last four digits **. I called customer service, and they told me this was a one-time garnishment, and I could put money over to my account to cover a check I had coming through. I added another $10.00 to my account on May 29, 2013, and on May 30, 2013, that money I added was also put into the garnishment. So, I lost another $18.54 to the garnishment.

I went through the process of setting up biweekly payments which some have already stated requires you pay a month in advance. Oh well, I did that and thought it would be easier in the long run and beneficial since biweekly cuts down interest over the long haul. The date the first biweekly payment was to come out, I called to confirm and their loan servicing rep advised it would not come out on this date, but two weeks later. I thought that was odd and again confirmed with her and was again told the same thing. However, she was wrong, and they processed a payment which I now was not expecting which resulted in NSF fees on my bank account. I went back and forth with them to try and correct the mishap from their representative, and thought we had it all straightened out. Two weeks later, I get a letter stating they have resold my mortgage which seemed to be done quickly after the account mishap. Flagstar is a shady organization as noted by others.

I went to the branch to schedule my mortgage loan payment to be pulled from my checking account instead of my savings account. The paperwork was not filed correctly from the branch, but the mortgage department did not communicate this to the branch or me. Instead, they allowed payments to be pulled from my checking and savings accounts, the latter of which did not have sufficient funds. After months of investigation, fees, and reversed payments, the branch assistant manager and I finally figured it out. I'm still not convinced the issue has been resolved, and the mortgage department was reluctant to take responsibility.

My wife had lost her job and we contacted Flagstar Bank and inquired about the HAMP. They told us on two different occasions, by two different representatives, not to make our payment while going through the HAMP process. Even still, we got a foreclosure date set for early March. After several phone conversations, they finally got an extension to the attorney's office the morning of the scheduled sale. We were told that their turn time on these modifications was 60-90 days and said again, "Do not make your house payment during this process." We were in contact 2 to 3 times a week during the first two weeks, us always initiating the call, and they had us submitting paperwork for the first two weeks of the process.
Some of the paperwork was submitted three times because they kept stating that they had not received the documents, even though we had a fax confirmation sheet that the fax did go through. Anyway, we thought we were in the clear for at least 60-90 days. Our contact at Flagstar did not call us to request any additional information. On April 8th, they attempted to contact my wife, who didn't receive the message until that evening at about 5:30pm. She immediately returned the phone call and our contact had already left for the day. On April 18th, we received a letter from Flagstar stating that our loan modification application had been withdrawn due to a lack of documentation. The letter was dated April 8th, 2013. So, we attempted to contact them and got transferred to another department and left a message.
Two days later, we received a letter from the foreclosure attorney's office stating that we had five days to vacate the premises because our home had been sold in a foreclosure sale! We contacted the attorney's office and they stated that our home was sold on April 9th. You can't tell me that they organized a foreclosure sale overnight because our loan modification was withdrawn just the previous day! We have been in touch with an attorney and plan on pursuing this matter. Just a warning to anyone attempting to go through a loan modification through Flagstar Bank, get an attorney right from the get go. They will document every contact for you and will be an invaluable resource during the HAMP process. Also, I noticed that there is a HUD advisor also available to help to navigate the process. Flagstar is deceptive and misleading!

My initial bad experience with Flagstar was their inability to take weekly payments from us. I finally had to set up an account with one of my banks to take the weekly payment and send them a payment every 4 weeks. If you want to do the bi-weekly with them, they expect a full extra month’s payment to start it. I was fuming... But now, I'm livid. We bought a house that had a $4000 tax lien for brush clearing that we were unaware of. When this hit my property tax and took my rate for last year to 2.3%, we ended up with an escrow shortage that they want paid in full and they want to raise my payment by $300 a month to cover next year.
I called them and told them that this was a onetime deal, that I would pay it and that they shouldn't raise the payment since my property tax will return to normal. They said there is no way to lower the payment again until the next escrow audit in April 2014. So, we have to struggle for a year to make this higher (unnecessary) payment because they can't be bothered to make a change to my account.

We had to reissue a check in the amount of $800.00 to correct the Flagstar processing error on February 19, 2013. Check number ** dated February 15, 2013 written in the amount of one thousand eight hundred seventy two dollars and fifty two cents. Flagstar processed the payment in error in the amount of One thousand seventy two dollars and sixty two cents. Flagstar representatives refused to provide the original check or a copy of the check as the check was converted to an ACH. Flagstar representatives only wanted our bank information. Flagstar refused to correct their mistake. They made a posting error in December of 2012 and still they have refused to correct. They tried to put insurance on my home at an outrageous amount even though I had the proper insurance and had to threaten with a Lawyer to get them to stop. This is the worst loan experience I have ever had.

The auto-debit of my loan payment on the 14th of each month did not go through due to a scheduled transfer error from my credit union. On 2/15/13, I noticed the error and called Flagstar. I spoke to a lady in Loan Servicing and told her of issue. She assured me all I have to do is make a manual payment online and all is taken care of. Later that day, I went home, logged on, and tried to make a payment, but their website will not allow me to do so, stating the site doesn't have updated info. I called back Loan Serv. and was told he can't help me as everyone in that department has gone home and I need to call back on Saturday, 2/16.
Saturday, 2/16, I logged on in the morning and their site finally allowed me to make a payment, but states it won't post until Tuesdays - 2/19/13 (2/18 was President's Day). I immediately called them back and expressed my concern about late fees, and I was assured by a man everyone has their grace period extended to 2/19 due to a Federal holiday. On 3/1/13, I received a statement showing there's a late fee. I called in again and spoke with Alia. I explained the situation in details. She said she's able to see on her computer I did make a payment on 2/16/13 and acknowledged that they did not have website problem the weekend of 2/15. She took detailed notes and sent in the request for reversal of late fee. Alia also said it would take management about 2 to 3 days to review this request and look at all details. She told me estimated day to follow up would be around Wednesday, 3/6/13.
On 3/7/13, Thursday, I received a computerized letter stating they have rejected my request. I called in again and spoke to Tony at Loan Serv. He did not take too much time reviewing my account and accused me of being late, that I made the payment on Tues, 2/19/13, after the cutoff time. I repeatedly told him the payment was made on 2/16/13 and Alia was able to see it. Tony ignored me and said I was late. I asked to speak to a supervisor. He placed me on hold and returned by saying the supervisor told him he will not change his mind. I asked for his full name. Tony replied, "Joe." No last name, just Joe. I asked for the person in charge of the Loan Servicing Dept. and he refused to assist. "I'm not going to tell you anyone's name or information."
When I call back to the loan dept., everyone claims they don't know anyone from Loan Servicing Dept. and transfers me back to the queue. So they basically make errors, charge a late fee, and put on every roadblock they can to prevent me from getting anything resolved. Criminals! Crooks and absolutely no service at all.

I was going through a loan modification and August of 2012 they approved me and I started on a modified payment - 4 payments, they told me and then it would go up to the review process. I made 3 payments and my stepson filed bankruptcy and they attached it to our account. They called me and told me to stop making payments. I told them that I had sent in my third payment and getting ready to send the 4th. They told me, do not send in a payment, we will send the other one back. I fought with their foreclosure department and their loan modification department and neither was communicating with each other. I finally got hold of The Foreclosure Law Center. They were able to stop the sale and I started to resubmit my paperwork for a loan modification; that was December2012.
In January 2013, we were closing in finally on a loan modification. They stopped the sale date in December 2012 and January 2013 and then I spoke with the Flagstar staff member to do my financials over the phone and she said she would be recording our interview, and I said fine. We went through the financials and then she asked me if I wanted to keep the house. I said, “Yes, I do.” She said, “Are you keeping up the house?” and I said, “Yes, we are.” She said, “I have everything I need. I will be sending this up to the review process. I asked her about the February 20th sale and she said, “They will do whatever they do up there to stop/cancel/postpone the sale.”
I was so happy that this nightmare was almost over. She also asked me to continue to send my bank statements and my check stubs, so when I sent her the February 2013 check stubs and bank statements. That’s when I was notified that my house was sold Feb 20, 2013. I was notified on March 1, 2013. Now, I and my 70-year old husband, who is a cancer survivor, and my 20-year-old son, are scrabbling to pack and find a place to live. I'm literally homeless, with no help from anyone. Can someone send me some info on what can be done about this conspiracy? Very angry. Very angry. Very angry.

I worked with Flagstar on a loan modification. They lowered our payments until our file went up to review, whom you can't contact, and then my step son filed bankruptcy. Flagstar attached it to our loan, and they kicked the loan out and put my house up for sale. Finally after getting through there foreclosure department, I had them speak with their loan modification department because they don't communicate with each other. Then I had to resubmit all of the papers over again. I had the whole packet and I faxed them over. Flagstar kept complaining that I did not submit this or that, which I did because I had confirmation.
Finally, they sent it through and notified me that they put my house up for sale. I freaked and contacted the Foreclosure Law Center. We submitted all of the same papers over again. I did the financials over the phone with Flagstar. She asked me if we had been keeping up the house and if I wanted to keep the house. The answer was yes. Finally, she says she's sending it up to review. This was the third time. I asked her about the sale date. She tells me that once they received the paperwork in review, they would postpone it.
TFLC calls to check on our case, and they told them the house was sold 14 days ago. They notified no one. Then I find out Flagstar bought the house. They bought their own loan. Now I have 20 days to find a place and move. My husband is 70, and I'm in my 60's. Wow! I'm more than just pissed; I think Flagstar wanted my house. I’m trying to get a hold of a litigation attorney.

I had been with this company for about six months, and due to the worst customer service I have ever experienced, I felt it would be better for me to go through the efforts of refinancing again to get away from these mortgage Nazis. During the process of refinancing in December 2012, I made an early payment because we were going out of town and I did not want to miss a due date. They took that payment and applied it as credit to the principal instead of applying it as a regular payment. Thus they hit me with a late fee of $69 and change. When I inquired about the error, the person I spoke to applied for a reversal or credit. Today, I called to follow up and they said that the reversal of the $69 can't be applied because the loan had already been paid up when I got refinanced. My suggestion is, if any person come across this company, run in the opposite direction.

In mid-2012, we ran into financial problems. Our income dropped to 3/4 of the original. We had 401K to live on, etc., and thought we would be okay. The economy hit us hard in 2009, as you all may know. We missed 2 payments (in early 2012), and paid Hope for Homes (under $3000) to assist us, as Flagstar Bank refused to talk with us; they just threatened us. We went into default by paying HFH, who guaranteed us a modification. HFH said it would take 3 months, with a modification trial period to our house payment beginning July 2012.
In August 2012, to stop the Sheriff Sale, we were forced to file for bankruptcy. It took until September 1, 2012 for Flagstar to set us up. We paid September, October, and November 2012 as instructed, with no problems. On December 2012, we were in our 4th month of paying without hearing from Flagstar Bank. We paid December 2012, for fear of defaulting in the trial period. Since we were in bankruptcy, Flagstar would not talk to us "due to legal ramifications", nor would they continue the modification, but in late December 2012, we got our modification papers that had to be sent to Flagstar by December 23, 2012. This was done and notarized. To this date, we have not received a signed copy of the modification, which the agreement says is not complete until Flagstar Bank returns a signed copy. We paid the new mortgage payments for December, January, and February 2013, as agreed.
Today, February 23, 2013, we received notification from Flagstar Bank that were are in default and up for foreclosure again. We think Flagstar Bank wants our house. Flagstar Bank's own words say, "Payment must be made before or on the 1st of each month, with payment being received before the 30th day of the month in which it is due". We have cancelled checks showing this was done, as well as 2-day USPS stubs and/or overnight slips. I simply did not trust Flagstar. We paid via the coupons provided. What is up? What do we do? This is scary.
When we got our modification in late December 2012, the money sent in for the first 3 months did not match. When loss mitigation was questioned by my spouse, Flagstar said, "You sent your payment in early." My response was, "Really?"
We have a special needs child here, who needs consistency. With the modification, we have been able to breathe and can make our bills; just barely, but we do. This is why we chose to stay at this home. Further, for the past 2 years the value of this house has gone down by $6,000. Can someone help us stop this bank? This is wrong.

We recently refinanced our VA loan with another company that said they did not sell their mortgages but they did and ended up with Flagstar. Clearly, on their website, it will tell you that you can defer a payment if you need to. Well, I fell ill and for the first time since we owned our home, I missed a payment. I asked if we could please forgo this payment and have it added on to the end of our agreement, which of course they said they could not do that because it would change the terms of my loan. Well, I am doing whatever I can to catch up but every month, I run about 13 days late on my payment.
They call me constantly all day and night. It is actually an auto dialer telling you to call them. I am on disability now but catching up on this one payment that we are behind is nearly impossible. My husband is so mad, because they call so many times during that 13 days that he has told me to fix it or he is leaving. That is how bad it is. And then to top it off, they are charging me a late payment charge every month. It just does not seem fair that a company would not work out something when their customers have real reasons for having missed a payment.

I fell behind one month on mortgage with Flagstar Bank and I started getting auto dialer or robo calls around 8:40 - 8:55 PM Central Time. I confronted Flagstar Bank about these calls because their office is closed after 9:00 PM ET; therefore, there is no action to perform and the calls serve no purpose. They agreed that I cannot speak with anyone in their office at that time but the calls will not stop until the payment is made. The AG's office of Texas prohibits harassing phone calls for debt collection. Are they legal for purposefully having an auto-dialer call me as close to 9:00 PM every night as they can?

Last year, I refinance my home. I set up automatic monthly payments to avoid late payment. However, a couple months ago, I switched to bi-weekly payments to help shorten my term. I told them to stop the automatic monthly and start the biweekly. Everything, I thought, was fine until bi-weekly payments were withdrawn and the automatic monthly was still withdrawn which put me into an overdraft on my checking account. I have other bills automatic set up on my accounts which even caused more headache. Flagstar could not do anything to solve my problem. They said I have to fax in a request form and proof of payment before they return my money, which can take longer than 3 business days. In the meantime, I get penalized for overdraft on my account. This is by far the worst experience I have ever dealt with Flagstar Bank. I even tried to speak to the president of the company and they forwarded me to this guy that cannot do anything for me. He said everything is procedural and takes time. I never get a follow up call. As Flagstar holds my money longer, I have to pay more overdraft fees.

Last month, I received a letter indicating that my loan had been transferred to a different financial institution and I should start sending my mortgage payments to the new lender. The letter also indicated that my automatic payment would be discontinued. I sent my payment to the new lender as instructed and now Flagstar has deducted the full mortgage payment from my account. When I contacted them about this, I was told that they were aware they had made this error and would be refunding the money, but had no estimated timetable for this. So far, I have had to call them (my call has been dropped several times) as they have failed to proactively reach out to me to keep me appraised. When I finally reached someone today, I am being told that there is still no estimated date as to when I will be given my money back. When I told the representative that for all intents and purposes Flagstar Bank has stolen from me, I was told that if it was really theft, they wouldn't be giving the money back, would they?!

So in May 2011, they paid my delinquent property tax for $599.00. Mind you, my loan was still in good standing. Then July 25, 2011, I got the Escrow analysis and they increased my payment by $580.00. Of course, this was why I got behind. November 11, 2011, they paid the remainder of property taxes, $2298.67. By December 2011, applied and got approved to a tax exemption. I faxed in the adjusted property bill so the escrow can be re-analyzed. Did they? No. At the same time I’m stressing out trying to save my home dealing with loss mitigation.
On March 8, 2012, disbursement of $1021.55 went out, but they still had my escrow payment at $580.00. I phoned to ask about their internal servicing policy on my situation. Of course, they said it should have flagged a new analysis. Not until July 2012 did they run a new analysis. So why did my delinquency amounts not reflect the new figures? It’s mistake after mistake. I'm paying more in escrow than I am in interest. They are a never ending “night on Elm St.”

I submitted a mortgage application on a vacation house on September 17, 2012 directly with Flagstar. It is now October 31, 2012 and I still have no clearance to close. Just today they brought up an issue with one of the appraisal comps. Two days ago, it was a bank account transfer they wanted to double check from September. Last week, they asked me for documentation on payment of my primary home's summer taxes, which they had asked for 3 previous times. When I told them that it had been previously submitted, they argued with me that it was the wrong documentation. I had to tell them "line 1032" of document x sent on 10/2/12! The response, "Oh I was looking at a different part of that document." Seriously?
I understand more stringent regulations, but when you can't even keep track of the information that's been supplied to you and you hold someone up for 6 weeks, that's ridiculous. I told my loan officer that if I didn't close this week, I was walking away to use another lender. His response, "Let me know which way you choose to go." He didn't care and was extremely flippant. He's betting that I won't use someone else because I'll have to start over but at this point, I have no faith that I'm going to close this loan even in November. The rates have dropped .25% in these 6 weeks and he won't even say that he'll get me the lower rate. My primary mortgage is with Flagstar and they don't even care about repeat customers.

I am writing in frustration with regards to my mortgage with Flagstar. Since April 2012, I have been trying to work with Flagstar to modify my loan. I went through hoops and gathered all the information requested to receive a letter 2 months later stating the request was denied without a full explanation. I called the mitigation rep, Tony **, who was working with me to find out the reason and was told I would receive a letter in the mail. The letter I received in the mail gave no explanation other than that I did not meet the guidelines, not sure what that means exactly.
Without any other choice, I put the property on the market for sale (paid $340k and currently selling and appraising under $200k). I was lucky to get a buyer and started the short sale request process with Bernetta ** who was working with my mediator, Rob **, to gather all information required by Flagstar. I made sure to get the information together in a timely manner in hopes that your company would accept my short sale offer. I received a counter offer from Flagstar for a higher price stating I needed to respond by September 12th. We responded on September 11th and a week later, received a letter stating the request was denied with unacceptable purchase offer and it does not fulfill investor requirements/guidelines.
My mediator called after I received the letter which was a week after the date of the letter and spoke with Bernetta ** to see what other options we had and if the seller could bring the difference to the table (which I was going to borrow). Bernetta told Rob it would take a few days to research and would be in touch. On October 2nd, Rob spoke with Bernetta who said they would allow the seller to bring the additional funds to the table and she was waiting for this in writing to guarantee they would accept it. We followed up on October 5th and were told they were still waiting for the letter in writing.
I received a call today from Stephanie ** that stated my file was closed in September and there were no notes after September 13th. She initially gave me incorrect information about my file. I asked if the conversations were recorded and requested that the calls from October 2nd and October 5th were pulled where Bernetta had these conversations with Rob ** and did not add notes to the file. I am extremely disappointed and frustrated with the level of service Flagstar gives to loyal and current customers. I cannot understand why it should be my issue that your reps do not properly document their phone calls and communication with the borrowers.
As we have seen since 2008, the hard economic times has hit us. I am simply trying to situate my financial situation. It's clear that at Flagstar, you are passed from one rep to another that doesn't seem to care about circumstances and needs. All I am simply trying to do is get approval for my short sale; instead I keep getting the runaround and different answers.

I have owned (mortgaged) a number of houses from 1992 until now. In that time, I have applied for and carried dozens of mortgages. I cannot say that I have ever had a bad experience until Flagstar, when I refinanced in Jan 2011. Their customer service department is a group of people that have no training or experience with mortgages or associated documents. They will not allow the customer to talk with a supervisor. I am sure that they will be put out of business soon, yet for those of us with current mortgages, tough luck. I strongly encourage borrowers to go elsewhere with your business, even if you have to pay a higher interest rate. Save yourself the frustration that I and others are caught in.

We applied to refinance the mortgage that we already have with Flagstar. We have an excellent credit score, perfect credit, excellent income, low debts, lots of equity in our house, etc. We were jerked around for months by Flagstar. One bafoon was worse than the next bafoon. Excuse after excuse, requests for more documents, lost documents, misinterpreted documents, endless emails and phone calls. Remember that we already have our mortgage with them. They have years of perfect experience with us. In our 4th month of the application process, we were asked for more documents. I was livid. That was the straw that broke the camel's back. I told them to cancel our application.
These clowns had pushed me too far and I've decided to pull all of our business away from Flagstar Bank. By the way, I faxed a letter to the VP of mortgage lending. I never got so much as an acknowledgement from him. I would never recommend doing business with Flagstar Bank. Find another bank that has a competent staff and cares about their reputation.

Flagstar Bank bought flood insurance on our property, which we didn't need. Now again this year, they have sent another notice that they are getting flood insurance for us. We do not live in a flood zone. We sent money to the attorney general in Tennessee for our first payment to keep our house. Flagstar Bank wanted all the money at once; therefore, we lost our home. I would never contact this bank, as they are liars. They will have to answer to God for all the people they have hurt. We had an attorney who tried to call them, but they never would answer the phone. Flagstar Bank wrote us and said they didn't agree with the trustee in Tennessee, and the trustee in Tennessee said that he didn't agree with Flagstar Bank.

The worst bank ever! Worst customer service ever! Do not have your mortgage loan with them. They claim to know about fire insurance coverage, which is not true. I called the customer service, and the lady said they do not have the information I needed; was transferring me to customer service department, which in reality, she just hung up.

On 8/6/2010, Flagstar Bank offered to cure delinquency of my account through capitalization of arrearages into new principal balance. But the account remains delinquent today, 9/26/2012, although I have been paying on time for the due date of the first every month. They said modification agreement would not be binding or effective unless and until signed by both (borrower and lender). The required payment of $3162.78 was to be disbursed $2,108.52, title recording fee tax, and $1054.26 first modified payment. Once I paid $3162.78, F/B diverted funds for other purpose. It did not correspond with borrower of changes made as to offer dated 8/6/2010. They hid their actions. As to modification agreement, both signatures were affixed on 8/27/2010. I expected F/B to apply $1054.26 first modified payment to September 1, 2010. However they have not done so, and refuse to acknowledge the document that made the offer and instructed how much I should pay for consideration to modify.

I had been paying my mortgage via my online banking. I have paid my mortgage on time every month using my Visterra CU online banking service since January 2011. Then out of the clear blue sky, my August 2012 payment was returned to my bank. I called Flagstar Bank asking why my August payment was returned to me. One of their mortgage servicing agents told me that for the months of May 2012, June 2012, and July 2012, my payments were returned to my bank due to NSF. I told them that I had not received and return checks due to NSF and that I had checked my account and with my bank. They would not listen to my explanation about the NSF claims they had brought up. Then they told me that I had to send my August 2012 payment via certified check. I told them that there was a mistake over and over again to the point that they hung up on me.
I resent the payment like I have always done via online banking and 5 days later, they returned it again. I had to pay it using their phone payment service to pay my August mortgage payment; by this time it was the 31st of August. Here we are in September and they have already returned my September payment made on the 5th, they returned it on the 10th. I resent it on the 11th and they are still calling for the mortgage payment for September. The September payment was cashed by Flagstar Bank but they claim that it’s not in their system. They have yet to return this payment but they want me to give them another payment.
I sent bank statements to their mortgage servicing department and a letter from Visterra CU stating that as long as I have been banking with them, I had never had a NSF charged to my account. I have been with this Credit Union since January 2011. The calls keep on coming mostly after their working hours and on weekends wanting mortgage payment. I always get their recording of their automated payment service and never a live person. I am been harassed by Flagstar Bank and I believe that this can even be racially motivated due to my Hispanic surname. I guess that because I had a Hispanic surname I would just fold my hand and say nothing about this fraud they are committing.

I have been charged for a second homeowner's policy by Flagstar on my mortgage. This was their mistake admittedly as I always had uninterrupted homeowner's. In May 2012, I realized the issue and began contacting them. They acknowledged their mistake and promised to update my account and reimburse me by check when the insurance company they paid reimbursed them. This was during the month of June. After making over 50 phone calls, they still have not fixed my account and continue to charge me escrow payments for the double coverage in the month of September.
In addition, I have been forced to pay the escrow until they get reimbursement and if I do not, they will foreclose for non-payment. They will not accept a monthly payment unless I include the $103 they add for the double coverage. Obviously, if I choose not to pay, they will foreclose. I have a catalog of reference numbers from phone calls made by me and my wife. I have paid the extra for 4 months going on 5. My wife and I are passed from person to person anytime they get to the point of understanding and problem resolution. At one point, they say they mailed my check as stated by previous poster but, of course, I never received it.

Money Held and Customer Abuse - I feel violated. First, I would like to say that I was a loyal and well-behaved customer of Flagstar Bank. I made my mortgage payment on time every month for 3 years. In fact, my payment was usually a week or more early. This bank is still holding onto $995 of my money. It was explained to me that I would receive a refund of my escrow balance and that it could take up to 30 days to issue. I've worked for Social Security Administration for 10 years; I know about processing time frames, so I did call mid-month to check on the status of my check, but readily accepted the explanation that it hadn't been issued yet.
After the 30 days passed, I called again. I spoke with a gentleman who was not very polite and clearly didn't have the time to talk with me. One would hope that Flagstar Bank would reward a customer who had been so prompt in making all payments by trying to quickly return her money that they no longer had any right to. No such luck. Adding insult to injury is the fact that several times when I have called, after patiently going through all the prompts, I usually have to call again because their system disconnects before I even get a person. I prefer online options, but since my loan is no longer serviced by this bank, I cannot use their website for anything. So I am forced to call their extremely flawed customer service line.
My check was supposedly issued no later than August 31st. So today, September 11th, I called the Payoff Department as I have not received the check. In the midst of the incoherent gibberish, I was fed by the clearly incompetent individual I finally got in touch with (I believe the name was Tommy, but I couldn't understand the mumbling intro). I was told my check had been issued on August 29th. Two days to go before the end of the 30-day time frame the consumer is forced to accept. I explained that I had not received the check. Immediately, this person told me "There is nothing we can do about that." And then he went silent, apparently expecting me to simply accept that I may never receive the nearly $1,000 they owe me.
When I stayed silent, the representative started rambling that it would "probably take 30 days to show up and the bank can't control when the post office delivers it." As the representative continued to ramble, he corrected himself saying he thought it was actually 3 weeks. Then he finally said, "Well, let me look it up." He finally said it can take 3 weeks. No information about what I should do if I don't have it by then (though of course I can figure that out for myself). As I had been given rapidly changing information from the start of the call, I asked for a supervisor. He then argued with me about the need for a supervisor. He continued to ask me why, even after I generically stated that I wanted to make a complaint. I actually just wanted to get a clear answer from someone who should know.
At one point, he sarcastically asked me if I wanted to make a complaint that the post office wasn't delivering my mail. After about the 5th time, he asked me why I needed to speak to a supervisor. I stated that I now wanted to make a complaint about his conduct. I was transferred to Autumn. I was hoping for a better attitude and more accurate information. I was sorely disappointed. She clearly was already biased against me and not remotely prepared to help me. Despite my frustration, I was prepared to deal cordially with her as I simply wanted answers. She felt the need to explain to me again, in a very haughty tone, that it takes up to 30 days for the check to be issued. I stated I knew that and that I had even been told the check had been issued on August 29th.
As I began to ask when I should report the check missing, she cut me off and barked "I can't tell you when the post office will deliver it!" In fact, throughout the conversation, she continuously interrupted me and spoke to me in a rude and antagonistic manner. I patiently said that I understood, but I wanted to know when the check would be considered missing. She told me, "We allow 7 to 10 days from the date the check is cut." And again, she did not offer any advice to me about what I should do if I didn't receive the check. I asked her what date officially should I report the check as missing. She said, "There isn't any exact date but if you don't have it by Monday, I would call."
Monday, August 17th, was outside the 7 to 10 day time frame she had just told me about so I asked her to explain. She said they don't do a stop payment until 3 weeks passed. Monday, August 17th (which she quoted me as the reporting date more than once) is not a full 3 weeks. As a side note, I would mention that I later called again and spoke to a very nice gentleman who was very patient and helpful. He in fact stated clearly and without any need for clarification that if I did not have my check by August 19th (which is an actual 3 weeks), that I should call and report it missing. He also stated that while he couldn't guarantee it, it was possible the check could then be overnighted to me. I made sure to compliment him to his supervisor as he had provided the actual customer service one would hope for when calling a customer service line.
As I had been mistreated and possibly misled by Autumn as well, I asked to speak to her supervisor. She stated that he does not take phone calls, that is what she does. When I asked how to make a complaint to Flagstar about the information and treatment I had received from these two people today, she directed me back to the website. No, the irony was not lost on me.

I got a divorce three years ago and was down to one income. I was forced to file bankruptcy because my husband ran all my credit cards up. I wanted to keep my home but returned to school to try to get a more lucrative income to sustain house payments. I have to have surgery and asked Flagstar if I could refinance with my new lower income because I was having difficulty making the payments. Flagstar told me that I didn't qualify for a refinance because of my limited resources. They sent me to loss mitigation and Steven told me to stop making my payments so that loss mitigation could help me. Every month they made me send in income and bank statements. Then, they came up with a doable loan modification and sent out a packet that I had to sign and notarize.
I did what they asked. Then they sent an appraiser to my house and changed their mind. They told me that one of their reps miswritten the paperwork and basically rescinded their offer and refunded my check of good faith. They initially told me that they wanted me to stay in my home, but I don't think they want to help anyone but themselves. They make money every time they foreclose on down payments and fees, so it is in their best interest to foreclose on people. I thought Barack Obama was supposed to come up with a plan to help people keep their homes since all our jobs went to Mexico and China, but there is no help and the media lied about that.
My advice, when Flagstar tells you like they did me - don't worry about foreclosure notices - they are lying to keep you in the house for as long as possible so that copper pipe and things don't get stolen. Find a house before they do it to you and take all of your things out because they are liars. They don't care about you, just their greedy pennies. Get them before they get you.

After paying a house loan for 8 years (no late payments plus additional principal per payment for the last 6 years), we requested a loan payoff amount in early July 2012. Call was to Angelica, ref #**. The payoff statement arrived on July 21 with a payoff amount good to July 20, 2012. On July 23, we were told to add $10.01 for each day beyond the July 20. On July 23, we wired the payoff amount ($97,612.33) plus $40.04 for 4 days interest directly from our bank to Flagstar Bank. On July 25, we called Flagstar Bank to verify the the payment had arrived (Felicia ref #**). We were told to call back in 10 days because it has not been credited. Don't close the old bank account because "sometimes mistakes happen."
On August 6, I called Flagstar and threaded through the automated menu and was told my last payment was $11.00. After 5 minutes of menus and holding for an operator, I talked to Deanna. I told her I had paid off my loan but had no verification of that. She offered to transfer me to loan payoff letter department. I requested a supervisor. I was put on hold for 7 minutes. Rachel answered. I told her the same thing I had told Deanna. I gave the loan number again, I gave my name again and I was asked for my address. I told her I wanted to talk to a supervisor because I am not going into an endless runaround. I was told if I am too slow to give my address, she wouldn't let me talk to a supervisor. I gave my address. I was put on musical hold.
A few moments later, Rachel came back and said the payment had arrived. I asked why the automated teller said the payment said $11.00. Rachel said the automated teller isn't accurate, in an increasingly hostile manner. I asked the amount of the payment and was told it was paid in full. I asked when I would get a statement of this and was told there is a 30-day hold on bank-to-bank wire transfers. Answers were obtuse shading to hostile from Rachel. I again requested a supervisor. I was told a supervisor didn't want to talk to me. I asked when I would receive the deed and was told 6 months to a year. I questioned this and was told she didn't have to tell me anything and I could request a deed from my tax office, then later I could request a statement from Flagstar in writing.
I asked about the escrow check and was told it would be sent out in 2 weeks. I asked if that was 10 business days or 14 calendar days. I was told I was stupid and 2 weeks is 14 days. I requested a supervisor again. I was told they were all too busy to talk to me (call ref #**). I had a stroke 2 months ago, which is why I am paying off the house. I want to accomplish this before I have the next one. One year is too long to wait.

I've been trying for a couple years to get a loan modification or a forbearance to bring to current the constant 2 months behind I am. I applied 3 times to loss mitigation. The end result was that I didn't turn in paperwork on time. The last time I turned in paperwork, and they then wanted more, I sent them in. I called the next week, and presto - application was canceled due to lack of paperwork. So now screw them, I quit paying. I am in foreclosure, have a mediation hearing next month. I'll listen to their line of B.S, when the sheriff sale is announced. I will file for chapter 13 and pay that way until we decide to move and then convert to a chapter 7 based on my house which is over $40k underwater.

I have a new mortgage through Kinecta Federal Credit Union that has been purchased by Flagstar Bank. I received a letter from each institution notifying me of the transfer. Kinecta said effective May 1, 2012. Flagstar's letter said effective April 1, 2012. I called and found out that Flagstar had me with two past due payments, April and May. I called Kinecta and was told that the loan had not yet been transferred and I was paid in full. I sent copies of both letters to Trisha in customer service at Kinecta, who said she would clear this up. I then made a partial payment on May 4th to Flagstar Bank which would apply to my payment due June 1st. I got a statement that they applied that partial payment to my late April payment and that I was still two months behind.
On Thursday I signed for a certified letter from Flagstar Bank indicating that they were going to start foreclosure procedures. I called and the customer service person said I just needed to make up my payments. I called Kinecta Credit Union and they indicated that they sent all of the payment information via UPS on May 4th and had not gotten a return. They indicated that Flagstar needed to research who signed for the UPS and correct my account. I called Flagstar and they were not interested in the UPS number, they said that Kinecta had to call them. I called Kinecta and was told that they were not allowed to call, that Flagstar needed to follow up. I spoke to a manager who indicated that they could not call Flagstar. Somebody needs to fix this. I am caught in the middle and am not able to do anything with Flagstar's customer service is so non-responsive.
I have reported this to the Washington Attorney General and the Better Business Bureau. I would prefer to not do business with people who have such low regard for their customers. My mortgage number with Flagstar is **. The bank called just at about noon on Saturday, May 12th with a recorded message that I was to call the bank as soon as possible. I have just had surgery and was not able to get the phone number to call back so I don't know what will happen. I just know that I am paid ahead and that Flagstar needs to fix my account. I am irritated that these banks can feel so powerful that the customer doesn't matter any more. I will be very upset if they proceed with foreclosure on my home due to their lack of interest in following up on a good customer.

On April 30, 2012, I called Flagstar Bank mortgage department to find information about my loan and try to get a HARP loan. I got to talk to at least 8 employees, all of them surprisingly inefficient. None of them was willing to help me with refinancing my loan, even after two hours trying to do so. This experience made me think that Flagstar Bank has no interest in refinancing any loan. It is very convenient to keep as still as they are and that is the reason for none of the employees to be able to help with this matter.

Everyone here, whether you are still fighting with Flagstar to save your home or already lost it, needs to file a complaint with consumerfinance.gov today! Flagstar and others may tell you they are a private lender and do not have to help you, but they are regulated by the federal government because they are a bank! Just the fact that they took applications from most of us for the Making Home Affordable program, which they never told any of us they don’t even participate in, constitutes fraud. File a complaint and do it today! The more of us that file complaints against this company, the more likely it will be these practices will stop or they’ll do what they should do: refinance our loans!

Flagstar Bank (Corporate Headquarters in Troy, MI) is the absolute worst bank to deal with. I made a payment in May and left to go out of town. When I returned and checked all of my accounts, the payment from Flagstar had still not gone through. I called them to inquire what had happened. They told me their system was down and they were experiencing issues. I paid my bill (which I thought I had already paid) as soon as I noticed the payment had not gone through. Of course, I had expected them to remove the late fee from my account ($72). They had not after months.
So I called and asked if there was an error. They told me no and that they couldn't do anything--typical Flagstar fashion. I pleaded and asked them why not since this was clearly their fault. They had admitted fault after all. They finally removed the late fee and had assured me that nothing was wrong with my account and it had not gone to collections. Well months later (approximately one month shy of a year later to be exact), it had. I filed a dispute, and Flagstar Credit Corrections denied the dispute.
What more is worth mentioning is that I have paid my mortgage bill within the same date range every month for 6 years and have never had a late payment. Flagstar enlisted their very rude customer service attendants to call me at 6am every morning to remind me not to have a late payment, which I never did! It was their web error! They harassed me for 6 months straight, after I asked them and reminded them many, many times not to, since this was their error. I reminded one of their representatives that I live in Vail and so to please stop calling me at 7am eastern standard time (5am mountain time). She replied with "Oh, I know." How incredibly unprofessional and rude.
This company is completely unprofessional and unwilling to solve any problems. What they lack in customer service skills and professionalism is not made up in any other area. It's no wonder this company has no conception of how to treat a human being due to the fact that their lower-ranked employees simply follow suit from their supervisors. In fact, they are rude, do not listen, are lazy, not solution-oriented in the least, and are happiest when they can tell the customer "Sorry, not our problem. Your problem now."
They are slow to react and never record accurate notes in your account, forcing you to repeat your self multiple times. Each time I have spoken with anyone from that company, the successor never "sees" the notes on the account or has "heard" of previous events and communication. This is because there is no communication within this terrible company. Case in point, Flagstar doesn't even "have" a phone number for the Credit Corrections department.
Avoid this company at all costs. They are happiest when their customers are miserable, because misery loves company after all; and I am completely convinced that these employees want their customers to be as miserable and dissatisfied with life as they are.

I was making $49 grand a year and was able to pay all my bills. I lost my job due to downsizing in 02/2011. I told Flagstar what happened and they did not seem concerned. I drained my savings, my $401k and a credit card to stay current on my mortgage in the hopes that I would get another job. In 05/2011, I spoke with Flagstar about my mortgage and asked what I could do. They said they could not help me unless I was late on my payments (and I was not), but they said applying for a loan modification may help. In 07/2011, I called and asked the status of my loan modification and they said to qualify for their loan modification, I would have to not qualify for all their other programs. They said I qualified to refinance (which I knew was not possible). I asked them how and they said since my husband has a job, we qualify. But I had a better interest rate than they were offering so the refinance would not help.
In 08/2011, I accepted a job making $39 grand a year just to be employed. Since I was not making enough to make my mortgage payments and I ran out of all my extra money, I informed Flagstar that I would not be making my payments anymore. I ended up applying for another loan modification in 11/11 and I contacted an attorney to help with my loan modification. In 1/12, I accepted a new job making $58 grand a year, but I would not start until 2/6/2012. On 2/8/2012, I let Flagstar know that I was not employed and could start making my payments again. They said sorry, you went into foreclosure today and there is nothing they could do. And they also told me that day I got denied for my loan modification on 2/8/2012. They also informed me I had until 3/1/2012 to vacate the property.
Flagstar actually told us they would rather foreclose on us than help us because FHA will pay them what they did not get from the sale of our foreclosed home. My problem with this is if I could have made everything right with my new income and our economy is in a major financial need, why are they wasting money? I could have paid to foreclose on my house. So at this point, I had 3 weeks to find a place to move and move. The problem I had was no one wanted to rent to me because I was behind on my mortgage. So I was foreclosed on, my credit is ruined and I don't know what to do.

I really feel that discrimination was against me because I'm black. I was trying to get a loan modification with Flagstar Bank since 12/2/2009, the same day when I got laid off from work. I kept sending the paperwork over to Flagstar Bank and kept calling. They keep telling me that no one was assigned to my case yet. When I tried to get help legal help, Flagstar kept telling them that they don't have the paperwork which I sent to Flagstar. I have all of my paperwork and I sent them Flagstar since 2009. That's why I feel that discrimination played a role in this case when the government has all of these programs to help homeowners out and I lost my house to foreclosure. I got a letter on 3/26 2012 and I should expect a follow up within 15 calendar days about a traditional modification.
Then, I received a letter on 3/28/2012 that says I wasn't ineligible for a loan modification when Flagstar knew the house was foreclosed on 11/10/2011. They knew that I wasn't going to get a loan modification. That’s why I know it was a race card with me because Flagstar was going get the money back from HUD/FHA. I never received a letter from Flagstar saying that I wasn't ineligible until 3/28/2012 - over 2 years when I was trying every thing to keep my house and work out a plan with the bank. But it didn't happen at all. So I’m very upset with this because it went too long and Flagstar knew I was trying every thing in my power to get this matter taken care of. And this was the outcome on my house? It was wrong because I didn't wait until I was late 3 months before I got laid off from work; I started it the same day. So, I was discriminated and everyone doesn’t know what’s going on with that.

My initial experience with getting the loan was a nightmare. Had I known my banker was submitting my paperwork to a 3rd party, Flagstar, I would've requested he change the submission. As it was, it took them 5 months to process the paperwork, misinterpreting Fannie Mae condo requirements time and again, until, as a final straw, I managed to get the senior VP of Wells Fargo Insurance Services (which insures our building) call their manager to explain how to interpret Fannie insurance requirements. That time added an extra 1/2 point to my loan as mortgage rates rose.
This week, after holding my mortgage about a year, I received notice of a transfer of servicing. I would be elated to be rid of them, except I received only a few days' notice instead of the required 15 days (RESPA) with no paperwork to submit the mortgage payment to the new servicer. When I called to point out to them that they didn't comply with RESPA (citing the RESPA section) and requested a postponement of the transfer, they basically said, "Too bad. Your problem, not ours." A letter to the HUD is next. Not that I expect any action, but to anyone using a broker for a new loan, make sure they avoid Flagstar!

In December of 2011, Step Forward Michigan helped me to get back on track with my loan through Flagstar by sending in a few payments I was unable to make due to the wonderful economy. In Jan 2012, I started making payments again on my own. I was sending 2 in Jan to be completely caught up and on track. Come to find out that both payments in Jan were held in a suspended state.
After multiple calls and no real good reason, Flagstar applied the money to my account in mid Feb. I sent my Feb payment in during Feb, again after multiple calls and more lack of reason my payment for Feb has still not been applied to this day (3/26/12). Thought I was back on track with the help I received but I am still getting "avoid foreclosure" letters in the mail.
The last phone call I had to Flagstar was about the Feb payment. The customer service rep said I could not pay online as I was behind a month. I had to have that rep double check their records and prove to them I did actually make the Feb payment but it was not applied. Their response did not tell me why but only stated they would have to speak with their manager to apply the funds. Not sure what’s going on but I will not recommend this bank to any friend or family member.

I am not really concerned with myself, but with my wife, and I hope you have time to read this letter. We just recently moved from Pt. Huron, MI to South Carolina, bought a house in Chester, SC (**) in 2007. My wife and I put a lot of work into this house, and I even built a garage in the backyard. We loved it at this location. In 2010 we had run into a problem, like everyone else did during the recession. At least we kept our jobs, even though we had to take a few days layoff to keep our jobs. During that time, my wife's car broke down, and we had to hire a mechanic to repair the car. This resulted in the mechanic leaving the state with our money. We were forced to take a house payment to repair the car, and hopefully we can scrape up the money for the house payment.
Our bank loan was with Flagstar bank in Dearborn, Michigan. We were trying to work with the banks. Every day they would call and harass us at least two or three times, all hours of the day and night, for the house payment. We made a deal with them that we would pay one and one fourth of a payment each month to catch up. The last month, we sent the last check for house payment, and they refused the check. This of course caused a foreclosure, and forcing us to move into a rental. Now I found out that Flagstar bank was guaranteed full payment through HUD (US Department of Housing Development). They didn’t care if we caught up with the house payment or not, because they would get the full loan through HUD (taxpayers’ money, which we are).
Now, HUD has sold the house for 1/3 of hat our loan was. My question is: why does a government organization like HUD let this bank, or swindlers as I call them, take advantage of a government organization? Is this common for a government organization being blindsided by banks such as Flagstar? Is this the way HUD get their housing from honest people, and sell them to real estate people so they can sell a remolded home to their friends, which by the way has happened to this house. We have found out that we are not the only ones that they have done this to. Look it up on your computers, and you will find out that this bank has a very bad rating. According to the economy, a lot of banks have caused a lot of problems for a lot of people.
I am not only writing to you, but I will forward this letter to whoever I can to let this be known to. To show how people are being swindled by banks and other loan companies. I will find someone that will help me. Hopefully, a lawyer will help. My wife and I went through a lot of hell with this bank, and I am sure that a lot of other people have gone through the same thing. I’ll bet you that I am not the only one who has written a similar letter.

I have a property whose lender is Flagstar bank that insists on escrow for hazard insurance. When my insurance was automatically renewed, they did not check the paperwork and instead, bought hazard insurance on my behalf at about 3 times the market value. After repeated calls, being on hold, it was rectified. Subsequently, they did the same thing this month. Repeated calls, emails and US mail requests for clarification have resulted in no response. I am not sure who we can complain to.

I was approved for a mortgage in 2007 that I should have never qualified for. I am a single woman, with a modest income, and was looking into investment property at the height of the market. I was granted a mortgage for over $250k on a multi-family home that was not worth that amount of money on its best day. The bank and the realtor should have never allowed me to go through with this process, and as a result of set-backs from the beginning. I eventually had to file bankruptcy. The same house is currently on the market for $150k. Needless to say, it's a huge slap in the face and I am thoroughly disgusted by this.

I, like hundreds of other homeowners that have mortgage loans through Flagstar Bank, am about to lose my home to foreclosure because Flagstar Bank failed to do their job. What they did was give me the run around for over a year, making up ** excuses of missing documents, outdated documents and documents not turned in, in a timely manner. They used every stalling tactic they can, trying to take away my home. They're scamming people out of their homes. I want them stopped and forced to do what they're required to do by law and do it now! I need immediate assistance to stop these loan sharks!

My home loan got sold to Flagstar Bank and I have set up online automatic monthly payment for my mortgage. When I mailed in a check for "Principal Payment", I marked it clearly that is for "Principal only". However, Flagstar Bank always use part of that money to pay for the next mortgage payment which includes the interest. I have to call in each time to request them to fix the problem and it takes a while for them to correct that. When I asked them why they don't follow my instruction to use it for principal only. They stated "I don't work for that Dept, I don't know why." However, this behavior happens all the time. I know that if I failed to follow up and call in on their mistakes (deliberately made mistakes), Flagstar Bank will make more money by charging me more interest (based on the previous higher loan amount). I have to waste so much time calling them, because it takes at least 20-30 minutes to reach a real person to talk to. This Bank is disrespectful of their customers, by not respecting and following the customer's will. It is not acceptable for this type of "mistakes" to happen repeatedly.

I have been in my house with Flagstar for 6 years and recently, my wife lost her job which caused us to become late on our mortgage payments. We, too, were encouraged by loss mitigation with Flagstar to apply for a loan modification once we were 3 months behind. The process took forever and every few months, they would say reapply by resending all my information again. Finally, they put us on a trial pay period for 3 months and stated that once this was over, we would have a new mortgage. We were sending payments through Western Union every month. Once the trial period ended again, they stated, "resend your information and the modification should go through."
We then started receiving foreclosure notices and I informed the loss mitigation people. They told me not to worry about that because they would be stopping the sale dates. I was then told by Flagstar on several occasions that the sale date was set for Feb 3, 2012 and not to worry because the modification would be done by then. I then received an eviction notice to be out of my home in 3 days on Jan 3, 2012. Once I contacted Flagstar, they told me, "Oh, we're sorry your file must have not got reviewed because of missing documents, your house has been sold."
I argued that they told me that this would not happen and they just stated someone must have misread and gave you the wrong sale dates. They then stated that they would email their supervisors and someone would call me back. This never happened and I am now trying to up and move my family out of my home per the Flagstar attorneys or be escorted by local law enforcement.
Finding another home has proven to be very hard because of my credibility for not being on time with my mortgage. I also show a foreclosure on my credit and no one wants to work with us. Our time is running out before we are locked out by the courts in my state and we still have not found another home. There is no redemption period in my state. No one from Flagstar will even talk to us or try to help. They continue to tell us to get out of the house that I now learned Flagstar purchased in auction. I also learned that Flagstar collected from my insurance and escrow account. Flagstar also gets paid from the government every time a family applies for loan modification. This is the reason they constantly tell us to reapply knowing they already have all your information. I feel I was really ** over by Flagstar and would love to file some type of civil suit.

I requested a loan modification due to a divorce and my income being reduced by 60%. I couldn't refinance my loan because my property depreciated by $40,000. I was told that I couldn't modify my loan unless I was 4 months behind on my payments. Once I was behind, my file was closed over and over again even though I sent in all the required documents. When I tried to send in payments I was told I had to send in the total amount in arrears. Next, I was served with foreclosure papers. Flagstar is encouraging foreclosure because they collect on the mortgage insurance and then sale the house for profit while homeowners are losing their homes due to income reduction from job loss, death of a spouse, or divorces. I intend to file a collective civil law suit. So I have an automatic debit for my loan to come out of my account every month. I only use their stupid checking account for this one loan only. I only keep the payment amount in the account and no more is needed. Well, they decided I had a late fee from a year ago and decided to debit my loan amount with that late fee, which I never authorized that amount for debit nor was I notified of any late fees from a year ago. I should never have gotten the late fee, because my payment was paid before the end of the month. Then they gave me an insufficient fee on top of that because I didn't have the money they wanted in my account. I've called numerous times and nobody seems to be able to help me. I don't think they know what they are doing over there.

Flagstar has notified me that my wind insurance coverage is no longer adequate due to a change in their "investor requirements". I live in a condo so I can't make changes to the master policy. Additionally, Citizens insurance does not allow changes to be made until the renewal time. They are requesting that I purchase another policy with the required deductible, meaning that I will have two policies, one with a 5% deductible and one with a 10% deductible. If not, they will put force placed insurance on my unit and charge my loan. They are unwilling to work with me. I even offered to put the difference of the deductibles in an account with them that they could hold until I can hopefully convince my condo association to lower the deductible, but they are unwilling to do that.

I would not even give them one star! So a big zero would be what they deserve. The only reason I gave them one star is because they make you click at least one to complain on this site! They are crooks, thieves! I never picked these people my mortgage was sold to them. I am always on time with my payments. My problem is them not sending my insurance claim check to me so I can get supplies and pay people to repair my home. The roof and leak is getting worse and they do not care. They cashed my check and just sent half to me. And they said I get the other half when the repairs are finished and inspected! How can I get the repairs done with out the full check? Are they **? I do not have the funds.
And now I read that others went though the same thing, paid for the repairs out of their account and never received the other half! !This bank is crooked. I only want to get my house repaired. I cannot do that until I get all of the check that was issued to me! I cannot get my house repaired with out all of the check! My roof and leak are getting worse. This is very wrong and should be stopped. All I want is the whole check that was issued to me sent to me so I can pay the roofers, etc., to do their jobs. They will not until I pay them. In 2010, I was put on part-time work due to a medical issue and then was unpaid for 6 weeks. During that time, our mortgage payment increased to almost $300 a month due to insurance and tax increase. In Aug. 2010, I contacted Flagstar and started the process of filing for a loan modification. In January 2011, we were not able to make our payment. Every month, I would contact the loss mitigation dept., asking them the status of our loan modification and they would tell me that it's in review. In March, I was going to catch my mortgage up but I received a call from Flagstar stating that we had been approved for a trial payment period and not to make March payment but start on the trial payments in April, and pay the new amount for 3 months.
After making the last trial payment in June, I called Flagstar, and they said to call back in July and see if the permanent modification was approved. I called at least once a month if not every other week asking about the modification and the loss mitigation dept. kept telling me our file was in review. In Sept., a person told my husband that the file was just sitting on the reviewer's desk. In October, I was told that it should only be another month. This whole time, I was making my payments through Western Union. I would call them and they would tell me that if I was put on a payment plan, that I was sure to get a modification. I called today to inquire about sending funds a different way and the loss mitigation dept. told me that my loan is up for short sale.
They said that 6 months worth of payments had been put in an escrow account and never applied to my loan, and that even after applying the amount in escrow, I would still owe over $4000 to get my loan current! I never applied for short sale. I always told them I just needed to get a modification done. They told me tonight that I didn't qualify for a modification but couldn't tell me why. I never was contacted by Flagstar.
I now have to wait until next week to see what Flagstar has to say because "emails" need to be sent around to find out what is going on with my loan.

I just called Flagstar Bank and spoke with a refinance person that was so unprofessional! I was inquiring about the new upside down mortgage bill that President Obama just introduced. “What is your loan number?” I gave it. He tells me what my rate is and asked why would I want to change it. I asked him what is the rate with the new bill and he told me. I politely told him that is all. You had to say was to explain it. Wow, Flagstar, you need to re-think your employees with training. His name was Tom **. I could care less how he feels about the commander in chief! If he doesn't want to work, move on.

My home had roof damage due to a storm. In early July, a check from my insurance company and all required documentation were submitted to Flagstar. My roof has been replaced since 7/20/11 and they have failed to release the 2nd half of the initial draw. To date, I have called 32 times (spending hours on hold), faxed and/or emailed information 9 times, filed a BBB complaint, and filed a complaint with the OCC. Steve **, the manager of lender solutions (including their loss department), has failed to respond to voice mails and emails.
At this time, I am being forced to pay for the remainder of my roof with my own funds if I don't want my roofing company to place a lien on my property. In addition, I've refinanced my mortgage so that I never have to deal with them again.

I attempted to make a payment through the online banking but the online service was down so I mailed my mortgage check on October 1st for the October payment. It's October 14 and the check still never cleared. I called Flagstar and they said they never received the check and to cancel it and make an over the phone payment. I was unable to make an over the phone payment because I did not have my check book with me at the time. So later that day, I made a payment through the online banking.
A week later, the payment still was not posted so I called to find out why and it was a 45 min wait so I filled out a complaint online and someone called and left a message saying the payment should go through by next week. Well, it didn't. Now they are saying I owe $50 in late charges. I called today and was on hold for 20 min and had to go to work. I can see on my payment history that I made a payment for October 14th. I am so incredibly frustrated and there is nothing I can do.

My husband, Jay Andrew **, had a mortgage with Flagstar Bank. He passed away 8/2/2009. He left no estate. He held this mortgage in his name only. I have explained this over and over, but they continue to harass me with telephone calls. I am still trying to get over my husband's death. We are trying to buy a short sale handled by these clowns but incompetence seems to be their motto. No one knows what anyone else is doing in their company. One group is trying to do a financial report on the owner of the house, another is handling a foreclosure of the property, one is reviewing our offer, and no one communicates with anyone else. It has taken four months and they are still asking for information sent to them in the beginning and have not completed any review of any information or offer. We have now been informed that it could be another 30-45 days. This institution should be avoided, just like root canal. We are now renting month-to-month. Winter is coming and the house in question will need to be winterized or heated. The property is slowly deteriorating.
Update: We have now been told, through the current owner, that the paperwork will be ready to be submitted to Freddie Mac "soon", but we were given no timeline as to when or how much longer it will be. Just a suggestion, do like I did and file a complaint with the Western Michigan BBB (they're online).

This takes the cake. I have held several loans with Flagstar and paid them off. My last loan was a no doc type of loan. My broker consulted with Flagstar during the application process and filled out the application according to their then policies and procedures. I had a catastrophic loss of income due to a client default in our business. I was unable to continue payments. I attempted to work with Flagstar to obtain a modification. They never responded. Foreclosure could has been avoided, but they forced the foreclosure. I believe it was because the property had value potential.
Now a month ago, I was contacted by the FBI. Flagstar turned me in for misstatements on my application that they advised me to fill out. I gave them permission to review my income taxes at the time and they chose not to, I guess. Now that the loan defaulted, they are saying they never would have loaned us the funds to refinance if they had known our income was not what was stated on the application. Their underwriters had every opportunity to review my finances. I felt that they were issuing the loan based on credit, money in the bank, and past history with them. This was our personal residence that we had for ten years.
Beware, Flagstar is crooked. I feel that they are now feeling the heat of the government looking into their business practices and they are now passing the blame onto the consumer. I am 55 years old and now after losing everything, Flagstar is trying to have the FBI prosecute me for their mistakes and practices. If there are any others in this same situation, please post so we may unite against Flagstar.

waited several months. Flagstar had all of our documents and it was in review ,but behind our backs, they sold our loan without notifying us. Then a month later, they sold the loan again. By the time I was notified, Flagstar had foreclosed on us and put the home up for Sherriff's auction. Flagstar does not own our loan but their fancy lawyers did have the sale. The home did not sell. If the home had been sold, Flagstar would have been paid twice for the loan. Double dipping ! Now, we have lost the home and have to be out by December 31. Happy holidays ! Flagstar Bank sent us two notices of the same content, stating that our loan is past due and we may be eligible for an alternative to foreclosure, when we paid our loan on time. We're current and never been late in our mortgage. I have the proof since we pay through our online banking. This is ridiculous,
I called the number 1800-393-4887 and spoke to someone from that number around 5:45 pm Los Angeles time. The lady was just so rude and hung up on me, I was able to call back, and she denied that I spoke to her. She told me that there is nothing in the system that shows Flagstar sent me a letter. This is really stressing me out. How could they send us this kind of notice when we are current in our loan and have never been late?

On or around Feb 2009, I lost my job and notified Flagstar to see if I qualify for the HAMP. I submitted documents to them and it took them 3 months to get back with me. By then, I was 4 months behind on my mortgage and eventually, I was given a forbearance plan; each being 3 months. Then I found out I could qualify for a traditional loan modification.

I fell behind with Flagstar about a year ago due to loss of income from my son who lost his job. He helped me pay the mortgage. I have submitted all the paperwork necessary, according to their instructions on their website. I waited over four months for them to contact me and got nothing. I called them and they stated they received all paperwork, and everything's fine and will let me know soon. Well, soon never came until five months later when I talked with a representative and was told my loan modification was declined due to not able to renew loan modification payment.
I asked how much the new mortgage payment would be? They replied $1621.00. My regular mortgage payment is $1725.00 including taxes and insurance. Of course, I wouldn't be able to make that payment, that's why I'm asking for help. How could my mortgage payment go down by only $104.00? The guidelines state that payment would have to equal with 31% of my gross income of $2100, which should be $651.00. The representative was an idiot and did not know what they were doing. I asked to give numbers on how they came up with that payment. They couldn't say. I asked to speak to a supervisor, but no one was available. This company is worthless and they are out to foreclose on your home with any means necessary.

I applied for a loan and Steve said I was approved for the loan. I sent Steve the information that he needed plus an insurance premium deposit of $650 by Moneygram to a Jessica ** in Miami, Florida.
I never received the loan or money in my account. Every time I call, Steve says "the money will be in your account tomorrow." Then he transfers my call over to James **. After talking to him, every time I call they would hang up on me.

After reading these complaints, I thought I'd better do some advocacy. I applied for a loan modification using NACA services. All documentation that was requested by the bank was submitted promptly-- always by priority mail. It was so that I could track it when it was received. I just called the bank. The representative told me that Flagstar received the documents on August 23, 2011. I told her that my priority mail confirmation said it was received on August 17, 2011.
Note that they requested the information by the 22nd, so in other words they intentionally sat on the documents for a week. Then she told me a letter was sent out September 10, 2011, requesting pay stubs and a hardship affidavit. When I informed her that the information was sent to them through the priority mail package, she stated, "Oh, indeed. I see here in the database that the information is actually recorded." And she added that she would make a note of it.
I then told her that as per the information given to me by NACA, a time frame of 30 days is what is listed that the bank is required to make a decision. Well, she informed me that the bank has to go through several processes before making a decision and that it usually takes about four months to receive a decision. Thus, I've managed to pay the mortgage, but have a drastic change in income. Instead of waiting until I am in a position of being months delinquent in mortgage payments, I was trying to do the right thing and prepare ahead.
As of this month, I will begin being late on the mortgage, and at some point will just be unable to keep up. Why do I feel that I'm about to be taken through the ringer? I'll be back with the outcome hopefully soon. If not, I'll keep everyone posted on how Flagstar handles this case.

In 2009, my husband was laid off due to sluggish economy in automotive field. I called to ask for a modification in the month of June. I was asked over and again to resubmit financial information. I was told that someone would be handling the file and the money that I submitted would sit in escrow until I close. Well this went on from 6/09 to 03/10 until I called and threatened law suit. They were putting late payments on my credit all of that time, yet money was sitting in escrow. Since then they have increased my escrow payments so that I pay more monthly. While my state taxes have been unchanged for two years. Flagstar are crooks, and use deceptive practices. They refinanced the loan by inflating the value of the home. Now I am underwater. The home is worth less than 50% of what is owed.

In August of 2010, after my husband lost his job, and had two major surgeries, his income was cut by nearly half (he was placed on LTD). During this time, he contacted Flagstar about a modification to reduce our mortgage payments. At the start of this process, he was told to not make payments, and to reserve his money for possible closing costs.
Time and time again he was told to send in documents that he had sent in numerous times before. He'd spend HOURS on hold waiting for a representative, just for them to tell him that they needed _______ and ______ which he already has sent in. Then they'd change their demands, and request documents that no mortgage company should ever need. Regardless, he promptly sent them every piece of information they needed.
We are still 'under review' a year after this all started. We've offered large sums of money in order to stop the foreclosure process; however, they have declined. Tomorrow our home goes up for auction, and today we were told that now they need MORE documentation from us. We have the government involved, and they're reviewing our case. We had been told that the house could not be sold without a determination on the modification, but they're doing it. So now we're facing a sale, eviction and having to pack/move. If the modification passes or the government finds a way to get us our home back, we could also face having to move back in somewhere from 30-60 days later-- after they take the home back from whomever purchases it at auction.
Is it stressful and wrong? Yes.
We've followed their directions. We've got record of every single document and fax sent. We've got phone records showing being on hold for hours. We've got everything, but a determination on our modification. We're fixing to lose our home.
No one should fall into their scams and lies. This is by far the worst mortgage company I have ever had to deal with. No business etiquette, and no compassion or empathy for their customers.

I opened an account only seven months ago because of high interest rate and I can get $100 back! I want you to know that they have brought my credit score down dramatically because they randomly put holds on my account for $100 more than the charges. They charged me $35.00 for NSF fees even though I have enough money in my account to cover all actual charges. Also, "Rewards" deposits clearly state that it was deposited every month. It's another lie; they do not deposit every month. They hold your dollar rewards for six to eight weeks and then deposit it into your account when they feel like it. It's not every month as clearly written on their website.
These bozos are not worth the aggravation. If anyone else wants to join me in fighting these liars, I'm considering a class-action lawsuit.
Seven months and I'm already gone, bye Flagstar. After all the bogus NSF fees they charged me, I made $12.02 out of my $100 cash back, high interest rate and dollar rewards which I am still waiting five weeks later, and she said that it will be another one to two weeks. It's not worth my credit score dropping because of liars like these.

My husband has cancer and had to have most of a lung removed and half his stomach. During this time of course, he could not work and then had to go through chemotherapy and radiation. We got a year behind on our payments. Started getting letters threatening foreclosure, etc. I tried to work with Flagstar, sent them all the paperwork they wanted, bank statements, pay stubs, hardship letter, etc. and its like they wouldn't give us a break. Then, they said that they would put us on a forbearance plan where if we made the regular house payment, they would stop the foreclosure process and so we did it.
But now they did our modification and our payments are higher now than what they were. I don't understand this but if anybody thinking of going with Flagstar, please don't. Every time you call, someone different, never same person answers. This is just bad business and they don't seem willing to help no matter what. Do your homework before going with these people

Despite my excellent payment history, Flagstar Bank used trickery, deceit, and lies to swindle me out of my home. When I unexpectedly lost my job in December of 2008, I immediately contacted Flagstar Bank and asked how I should proceed. I followed their instructions, but in return was given the run-around.
No one "knew anything" about my account when I would call to follow-up and several representatives blatantly lied to me. I have documentation, names, dates, confirmation numbers, etc. My story is almost identical to the many other stories that I have been reading on this website about Flagstar. Something should be done about these crooks!

I have been working with Loss Mitigation department trying to modify my loan because my warranted left our family. I have faxed and worked with them in any manner they have asked but now they are foreclosing on my home. Irony understand how part of the company could be trying to help me and my three children and another part be trying to put us out of our home. Because of my husband deserting us with no support, my disability income cannot afford the mortgage and other household bills.

When I re-financed, my mortgage was sold to these lowlifes. They have decided, using some company's software from Austin, TX, that I should be rated in a more punitive flood zone and are threatening to purchase additional flood insurance on the private market, and bill me for it. This is despite property surveys, elevation certificates and, city and county backing that I am correctly rated.
They would not even return phone calls after promising the city flood plain manager that they would review submitted information and get back with him. Their attitude is that they can do whatever they want and there isn't anything I can do about it. I have told them that if they purchase this unneeded insurance, they can eat the cost because I won't pay for it. I will never do any business with this bank if I have a choice! Zero customer service or care!

In August of 2008, my personal file was stolen from Certigy Corp. As a result, I have been scammed and gone through identity theft for the past three years. I am currently under an extended seven year fraud alert with my reports frozen. In spite of this, the three major credit reporting agencies have continued to eat away at my credit score and not correct inaccurate information. At the same time as this started, I discovered I was with a predatory mortgage lender, Countrywide and subject to future negative amortization. I contacted various companies and remortgaged with Flagstar Bank. I had my payments automatically taken from my main bank, Fifth Third. No missed payments.
This year, 2010, I was contacted by the company who had set up this change in mortgage companies and offered a chance to remortgage again for a smaller finance charge-thus reducing my monthly payments. After weeks, months of calls I finally agreed to do this and the new mortgage stayed with Flagstar at the lesser rate. I met with mortgage personnel at the Grand Haven, MI branch and settled arrangements. At that time, the manager told me that my loan would not be sold and I would continue with Flagstar.
Due to the beating my credit score took due to fraud, I was now obliged to carry an equity account with my mortgage which I did supply the needed money and my taxes which were not due until Sept. 15 but had to make payment of them immediately. While difficult to do for a retired senior citizen, however, I also complied with this.
In a letter dated Sept.8,2010 from Freddie Mac, I received notice that my mortgage loan had been sold to Freddie Mac-- something I had been told would not happen. It stated, "As of this notice, the servicer of your mortgage loan is Flagstar Capital Markets Corporation. Freddie Mac does not service your loan. It is important that you send your monthly payments directly to the servicer of your mortgage, at the address on your mortgage statement and not to Freddie Mac."
My payments have been made directly to the Grand Haven, MI branch of Flagstar as the account to transfer my retirement checks has not been completed due to lack of receiving any statements in the mail. I have written checks to Flagstar for these payments. It was originally arranged that my payments would automatically be made from my account. This has not happened due to lack of Flagstart communication. I have, however, made all payments and as of this date, I'm not in arrears and have never been.)
I have just received a letter from Flagstar Bank telling me that my application for a loan from them has been denied. (I have not applied for a loan.) Information was received from TransUnion regarding my credit report. I have sent a request for my report from TransUnion and am filing a complaint against Flagstar. I have no knowledge of what this is all about but in the mortgage communities of today's economy, it has frightened me and caused extreme stress.
I have had financial expenses different and greater than explained to me by both the broker who set up the new mortgage and by Flagstar employees at the local branch. I have not received nor been kept current of what is transpiring and this is negatively impacting my credit report and score. I have no idea what the consequences to me may be. I am a single retired teacher and fear for my financial status and keeping my home as well as the continuing negative impact on my credit report with erroneous information and the impact on my health as a result of fraudulent assaults due to the Certigy theft. This all has resulted in a need for medication for high blood pressure and medication for severe depression and monthly visits with a psychiatrist who counsels me and write my prescription. (Again, added expenses due to heavy co-pays.) I need help desperately and have no one available to assist me.

My son was preparing to buy a home that was in foreclosure and was on a time frame. We went through Flagstar and the Underwriters there were very unprofessional, not returning call, not setting priorities. Asking for conditions (that were met) and then turning around and asking for something else. Promised he would close on Monday no. Promised closing on Tuesday nothing.
Promised closing on Wednesday more run around. The sellers were having investors come in today to pay the redemption fee. Now the Sellers are still willing to sell to him as long as he goes through Capital One (who already has given him a tentative closing cost amount) yet Flagstar could not do that and cost him the deal! What Flagstar failed to do, the Sellers and another mortgage company can do. I want Flagstar rated poorly. I would not recommend anyone to get there mortgage through Flagstar.

Flagstar increased my escrow payment in my July payment without my awareness. I was only advised of a concern regarding our flood insurance which we were told was due to a rezoning of our property. We were told by our insurance company that we were grandfathered in and thus satisfactorily covered. However Flagstar would not recognize this. Subsequently, I had to work with our insurance company to rework a more costly insurance policy in addition to obtaining a $350 flood elevation certificate to prove that we were above the flood elevation. While this was in process, Flagstar bought their own policy and added $309 to my escrow total. I did not intend to pay this until the flood insurance issue was entirely resolved (at the time I was still told my policy was grandfathered).
Despite my insurance company being in constant contact with Flagstar insurance, their collection agency starting contacting us daily in August. I told them that the matter was being worked on but they said they did not care and did not talk to other departments in Flagstar. After 3 weeks of daily harassment, I contacted customer service to have them deal with collections. They also established it was out of their hands and was against their policy. As long as I did not make my mortgage payments in the total amount now billed that adjusted escrow payments higher, then they were following policy. This includes reporting it to credit bureaus.
I have finally (after two attempts on my part) obtained a copy of Flagstars escrow reassessment and it included inaccurate and inflated 2009 tax assessments. It took me about 5 minutes to pull my records and identify this. I called Flagstar Escrow immediately, received busy for 10 minutes and then put on hold for 30 minutes before getting an agent.
We now have a matter where their assessment was incorrect and their collections matter was/is unfounded. Bottomline, discussions on the matter with escrow and customer service all result in the same story: the departments do not talk to each other. They do not have a single consumer representative that understands everything about the account and issue and they do not have a process to flag my account so that collections is not triggered while such matters are resolved. The matter could have been dealt with amicably and with much less resources if a customer service rep had contacted me in the beginning to discuss my account, versus my account going straight to collections.

I'm a realtor, have had an offer since Feb., way more time than necessary to act. They have asked for paperwork that was sent but they can't keep track of, and have now said they won't do anything with the house but go to foreclosure.
This is not very professional as I have a buyer. They would rather lose more time and money which cost taxpayers than to finish the short sale. I contacted Lee *** and was transferred to a Jeanette ****. I got a message she would return calls in 24 to 48 hrs. That was 9-16-2010 and so far there's been no response. I called again on the 27th and no response. I have contacted them on prior homes that have sat for almost two years after sheriff sale and was told not to hold my breath. They have no idea about anything and said it was up to the government as they get their money.
Are we not glad this is our tax dollars at work? This bank needs to be taken over by people that will not take eight months to respond and then say they wash their hands. As a realtor, it is very frustrating to wait and be able to have your client wait this long for nothing. They should do all they can to make this happen and keep this economy moving, not sit on it. I have sent out messages to all I know to try and avoid this bank as they seem to prefer to just let the inventory sit and blame the government.

Our journey began over 6 months ago when folks came to Auto Alliance in Flat Rock, MI to help consolidate your bills. Well, we were taken for about $1,500, to never be helped by them. We currently have gone to the attorney general and a lawyer is working on this to recoup our loss. We then had no choice but to reaffirm our mortgage and made adjusted payments with a third party. Flag Star hired Sterling, I believe their name was. They had no problems accepting our payments that we were aware of.
Well, we decided we had over $20,000 in debt and claimed bankruptcy in which our lawyer never stated to us this could lose our house! all of sudden the letters we were receiving from Flag Star and Trott and Trott ceased and we find out our house went to foreclosure in January. However we spoke to many many representatives at Trott and Trott who stated they didn't see why we were being foreclosed on?
We called many many people at Flagstar. We have all names, dates and time these conversations took place and always it was everything is ok. Things are moving along, this could take 6 months and they would not accept any payments? Well, next we know Flagstar states they approved us for modification and than we get letter on our door that Fannie Mae didn't qualify us and to call the Realtor! Folks google your address. Come to find out our house was sold for $160K at auction on 2-9-10! Flagstar was lying to us all along.
Do not believe these liars! Turns out you are discriminated against once your file bankruptcy! So be cautious. Well, we had our court date and trot and trot was there and he encouraged us to fight this as we should of not been foreclosed on! You know what, we are beyond stressed out and we may fight after we find a new home if we have the strength but there is a higher power that has pulled us out of this mess and I just stress to everyone out there if you don't get it in writing, they are stringing you along. They are like vultures swarming waiting to pick at your dead bones!
Economically, we are ruined physical and mental damage undischarge-able. A marriage of 27 years has suffered but hopefully we can mend. No thanks to all the government officials. I emailed senators congressman who did nothing! Where is our stimulus money? The courtrooms are packed with those being evicted from their homes. They are hiding/sugar coating what is really going on in the real world of us Americans! Anyone want to join us for a class action suit against Flagstar and others let me know! We never chose Flagstar to be our bank and we never would. Don't recommend anyone else either! National City now PNC has served us well so far. We can't wait to move out of Michigan.

I'm getting harassment phone calls each month about monthly payments! They keep asking when am I going to make my payment and if I had mailed out the check already. They knew that I only make online payment! My husband and I both received many calls each month! I already told them to stop calling me and my husband but they continued to ignore my request! This month, the Flagstar Bank called my work and left a message with my boss to call them back!
When I came from lunch, my boss gave me the message. I was so upset because I don't want my boss to know about my business, now she does! I called Flagstar Bank again and complained about them having no right to call me at work! I told the representatives to remove my work number and stop harassing me at work! I also told the representative that I'm going to file a complaint about them! I don't know if they'll stop harassing me! Please help me. My husband and I are scared to pick up Flagstar Bank each time! We need this kind of harassment to stop so we can get on with our lives! I'm so embarrassed at work! All my co-workers knew about my business now!

I applied for the government's 'loan modification' program. Four months later, I got a letter stating that I have been approved to participate in the loan modification process. Flagstar farmed out my loan modification to a 3rd party. I submitted all my required documentation in a timely manner, including my 1st trial payment! I submitted my 2nd and 3rd trial payment as requested by the 3rd party.
The problem is the 3rd party never sent my 1st trial payment to Flagstar, therefore, I was considered delinquent and breach of contract. I tried explaining that I met my obligations and how could I be penalized for a 3rd party that Flagstar assigned to my case! They said it was because I signed the contract not the 3rd party. Truly a nightmare! My file was submitted for foreclosure to a California Attorney. I had to come up with $22,000 to keep my home.
I told Flagstar that I did not have that kind of money and asked if there was an alternative. Well, how kind of them. They drew up a new contract which included the arrears plus all their fees. If I wanted to keep my home, my payment would now be 2 - 3 hundred more than what I originally started with! Now I am looking at retirement and can't even fathom the idea that I will lose my home because I cannot make a $3,000.00 payment with retirement!
Like everyone else, if I had the monies, I would not be asking for a loan modification. I am the sole provider for my family and now receive base pay which is not enough for what we need. I think Flagstar has a very bad rapport with its clients and are willing to take the monies the government gives them for the loan modifications but are not willing to help the home owners. I will never recommend Flagstar to anyone!

This bank bought out my bank (Flagstar) and I've had nightmare after nightmare since day one. They had someone else's info on file for me so that each time I went to pay, my bank would flag the checks. After months of cat and mouse, I was put in foreclosure! I was given an apology after weeks of disputing but told that I had to come up with almost $5000 to get myself out of foreclosure. Furthermore, that I had fees incurring (legal) that I have to pay for. They then offered a modification to me. Well, obviously, I came up with the money but haven't gotten a CS rep to speak with me since.

I am a beneficiary of my father's trust in which we have a home being sold. We recieved a letter dated May 26, 2010 from Christopher ** of Flagstar which stated the buyer's loan request had been denied but if we decreased the sale price by a set dollar amount, the buyer's "...loan can be re-submitted to underwriting for an expedient determination, due to the majority of prior underwriting conditions being currently satisfied, including the appraisal." My family agreed in writing to the decreased sale price with Flagstar on May 27, 2010.
Since June 1, we (my real estate agent and the title companies) have received nothing but complete runaround from Flagstar representatives Jane ** and Christopher **. We have had multiple requests to resubmit documentation that was already submitted and noted as received, unwillingness to provide completion dates to us so that arrangements with our attorney can be arranged, etc.
After re-submissions were complete on June 9, 2010, there was yet another repeat request which was confirmed complete by Christopher on June 15, 2010 and communication that the loan application was at underwriting.
Two full business days later, we still have no final determination; and our contract is set to expire at midnight on 6/18/2010 (Note: This is about the third time we have extended this contract due to delays with Flagstar.) We need 1) immediate confirmation that the buyer is approved, 2) a new proposal for a contract extension date before June 30, 2010 that Flagstar will actually meet, or (3) you to just admit that the buyer will not be approved (nor ever will) and let my family move on! I can submit documentation to support the claims above as needed.

My wife lost her job for a couple of weeks, so we were keeping our checking account pretty close to the edge but still surviving. All in one week, our account started showing charges coming out of our account from gas stations and other little stores. Needless to say, the chain effect happened and one charge led to another and all of the overdraft charges that we were being charged kept building up.
We put a hold on our account to dispute these charges and Flagstar never stopped our account. The charges just kept going up everyday. Also, after waiting for 3 weeks to receive news of our dispute, we finally got an informal letter in the mail telling us that they were denying our dispute and that they were going to keep the overdraft charges and do nothing to help the situation. My wife has another job now but our account has been negative since.
Now, we are scrambling around to ask people for help so we don't lose the apartment we live in with our 2 kids because Flagstar kept over $1,000 in just overdrafts. I have to ask for rides to work because I can't even afford gas. And last week, a church was nice enough to donate some food to put in our fridge because we can't even afford to go grocery shopping.
Flagstar Bank is built on lies and deceit and they are getting richer everyday by screwing the American public. We have to put a stop to this! Shut down Flagstar! We have enough crooks in Congress making bad decisions. We definitely don't need any crooks in our communities to steal from our pockets.

I bought my home in December, 2009 and my first mortgage company was Flagstar for just 2 months, then the mortgage was sold to BAC. I'm a 100% disabled vet, and in Texas, being 100% disabled, I qualified for exemption on home taxes which I filed with Denton Co. tax office and processed the paperwork with Flagstar to get taxes taken of mortgage of which they did right away. I then got a letter in February that my mortgage was sold to BAC and therefore my March payment would be paid to them and their paperwork reflected that the taxes were added to mortgage which Flagstar took off and Bank of America said my payment was $ll70 and some cents. I immediately called BAC and informed them I was exempt from taxes and so they told me my payment was $876.44 of which I've sent them early or on time. The payment voucher they have sent me since have never showed the $876.44 and I've had to call them each month that they had the wrong amount.
On April 1, I received a notice that my payment had not been received for March and I called them and it was paid on time. I again received a late letter in May. I called them and told them I was very unhappy with them not getting my payment and loan straightened out and that I again received another late notice, and they transferred me to Sandy in Tax Department who said she had to look over my paperwork and she said that Flagstar had notified them when loan was transferred that Flagstar Bank had not received my February 2010 payment. I told them that I had paid it and that I was very conscious of my credit and paid all my house payments early or by 1st. She told me I had to call Flagstar and have them fax that they did receive my February payment, which I did and in fact it was paid early.
Flagstar (I don't remember the name of the man I talked to) said he'd fax the information that the payment had been made and I asked him to send it to me in case I had the same problem again but haven't received it yet. I can't take the stress of having to call them constantly as I have blood pressure problems and I can't deal with these problems and want my loan straightened out. They said as soon as they received the paperwork from Flagstar, then it would be straightened out. I informed them I want an apology letter and a payment voucher for the correct amount of $876.44, which I have never received since they've had my loan. I asked for that when I received the first late notice and was told it was all straightened out and my payment was indeed $876.44. I was never told that the problem was that Flagstar said they never received my February payment until the lady (Sandy) looked over everything and told me that!
Can someone help me get this bank straightened out with my loan? It was a VA loan and I don't think it's right when I pay my mortgage on time and never can get anywhere with this bank. They don't document anything about your calls when you call. I spent 2 hours the other day on the phone with them and Flagstar about finding out February payment not received and don't know if they got it straightened out yet or not. But I don't feel it's right to go through this when I am doing right paying my payment! Can someone help me? Can I report them to FDIC or VA about going through this stress they are putting me through? I'd like to get some help please! Thanks.

Flagstar is horrible. I went through a broker and the broker chose Flagstar. They approved the application, and just days before closing they came up with the fact that there aren't enough comparables in the appraisal and they cannot approve the PMI that I would require with 10% down. Do not go through them. They assigned my appraisal to LSI, and then LSI told me they have no idea what Flagstar wants. That's why the appraisers do what they feel is right, and if Flagstar doesn't like it, then they should submit an appeal.
All in all, you will be the one that will be charged, and have to sit there and not be able to do anything about it. Never, never Flagstar. Just do a Google search on Consumer Complaints if you don't believe my story. I'm not up on the entire loan lingo but this is definitely not how things should end up for the buyer. One can only appreciate the disappointment when they go through it themselves.

2 years ago, I became unemployed and during that time I became disabled which took a while for my disability to come through. I did at one time receive help from Flagstar to make half payments on my house and then that stopped. They would not work with me and they had an auction right from underneath me without telling me. Auction to sell was held on January 28th, 2010 and I moved out on January 16th, 2010. This has been a nightmare. I received a letter April 13, 2010 asking me to change my insurance companies on the house. What a joke and I know there has been other complaints. Look them up. This has caused an economic and emotional damage because of having to move in with my mother.

I have been reading these horror stories as I was having the same issue with Flagstar since 8/2009. They gave me the runaround as well. They told me It would first take 60 days, then they said 90 days and finally they told me it could take over a year. I found the website below and called them on 3/23/2010. Flagstar in turn called me back on 3/24/2010 changing their tune and telling me how I qualify for so many modifications. They were as sweet as pie! I received my loan modification documents today 3/29/2010. Call the number below (888)297-8685. They helped me tremendously.
