    Purchased in Palm Coast August 2024. Initially very pleased with with the experience however the problems began with warranty repairs. The vendors they sent to handle plumbing issues and air conditioning were very good. However after the home inspection they had an excuse or just put it off on another vendor that never showed up or when they did said it was another vendor's responsibility. They sent over their inspector and he fixed little trim issues like doors not latching, etc but just made excuses why things weren't a problem. Guess we were spoiled with our previous experience with Dr Horton who went above and beyond on everything. We have a stress Crack in our driveway and we're told it has to be larger before it needed to be addressed. Overall the trim work and fit and finish left a lot to be desired.

    Our experience with K. Hovnanian was extremely disappointing from beginning to end. The sales process was frustrating and poorly managed. Communication was consistently lacking, and getting answers to even simple questions often took several days. Monica **, in particular, was very difficult to work with, and it frequently felt like we had to push every part of the process forward ourselves just to get updates.

    After closing, the experience only got worse. The construction team has provided little to no follow-up regarding unfinished items like driveway completion and landscaping. We were repeatedly told “your house is next,” while watching work continue on other homes around us with no real communication or timeline provided. The finance department was equally disappointing. Communication was poor throughout the process, and our loan was sold to another company afterward without proper explanation. Jodie ** could not provide clear answers regarding that process.

    We also had issues with our closing date being changed without meaningful communication or discussion beforehand. At one point, I even requested a new customer survey because our continued experience after move-in was so negative, but that request was denied. If you choose to work with this builder, proceed carefully. I would strongly recommend exploring outside financing regardless of the incentives offered. In our experience, the incentives were not worth the ongoing stress, lack of transparency, and poor communication.

      I strongly caution prospective buyers against engaging with this company. My experience was marked by persistent pressure tactics, lack of transparency, and extremely poor customer service. From the outset, the $7,500 deposit was used as leverage at nearly every stage of the process. Any delays that occurred were consistently attributed to their affiliated mortgage lender—one you are effectively required to use if you wish to access their advertised promotional rates. This creates a situation where the buyer bears the burden of delays caused by a system they do not control.

      Communication was another significant issue. Once concerns or complaints arose, it became nearly impossible to reach anyone capable of addressing them. Requests to escalate issues or speak with management were denied, which only added to the frustration and lack of accountability. Although I ultimately exited the contract through a contingency, the process was far from straightforward. Despite the valid basis for termination, I was forced to retain legal counsel due to ongoing threats that they would withhold the deposit. Overall, this was the most negative experience I have had with a new home builder. The combination of high-pressure tactics, limited transparency, and unresponsive customer service raises serious concerns. I would strongly recommend that potential buyers proceed with extreme caution—or consider alternative builders entirely.

      I purchased a home from K. Hovnanian in July 2024, The siding on my home warped due to heat during the first summer. The damage was noticed in the fall of 2024. I submitted a claim during my 1 year warranty process. The claim was reviewed and email exchanges were made with the claim staff who stated they were pursuing the repair. After one year and seven months I was told the damage was caused by a company I hired to build a deck and walkway onto my home which occurred in the summer of 2025. The damage was not repaired as promised in my email exchanges with the warranty claims staff. I have tried to contact them since and no response. I submitted a claim to the BBB of Delaware, the claim was accepted and attempts were made to contact K. Hovnanian but they did not respond to the claims by the BBB.

      My home was built during the COVID pandemic period, and the contractors and subcontractors used by K. Hovnanian appeared to change constantly throughout the build. There was little consistency in who was doing the work from one week to the next. This lack of continuity clearly resulted in inconsistent workmanship, which is something that is unacceptable for homes priced above $1M. During the first-year warranty period, K. Hovnanian sent a contractor to repair nail pops and drywall seams. Unfortunately, the repairs did not last. Nearly four years later, I am now experiencing widespread drywall seam cracking across both the main level and upstairs level of the home.

      Many of the seams that were “repaired” during the first-year warranty have failed again in the exact same locations, along with numerous additional cracks that have appeared along long ceiling runs, wall seams, and interior corners. In several areas, the drywall tape itself is visibly separating from the wall or ceiling surface. The photos included with this review show multiple examples of the problem. This is not a minor cosmetic issue, but rather it is a widespread finish failure affecting numerous rooms throughout my home.

      For context, I have built and lived in several brand-new homes over the years and have NEVER experienced anything close to this level of drywall cracking or tape failure, especially so early in the life of the home. The home has been continuously occupied since completion in 2022, with proper heating, cooling, and ventilation, and it has been well maintained. Aside from these drywall issues, the home is kept in excellent condition and presents like a model home. However, the failing drywall seams are highly visible and extremely frustrating in what was marketed and priced as a premium-quality home. Problems like this strongly suggest poor drywall installation and finishing during construction.

      I am sharing this review so prospective buyers understand the quality issues I have experienced and so the builder has the opportunity to publicly address the situation. At this price point, homeowners should reasonably expect professional workmanship and durable finishes—not widespread drywall failures within the first few years of ownership. I absolutely welcome a response from K. Hovnanian explaining how they intend to properly resolve these issues. Thank you.

      If I could give zero stars, I would. Absolutely terrible builder — STAY AWAY. This is what they call a “Level 2 finish.” The workmanship is unacceptable. On top of that, they forgot to insulate our ceilings before we moved in. We are now spending thousands of dollars out of pocket to fix mistakes that never should have happened in the first place. I’m posting this so others can be warned. Do your homework before signing anything with this company — unless you want to be stuck with awful walls and a poorly built home.

      I am submitting this complaint due to misrepresentation, lack of disclosure, and internal failures between K. Hovnanian at Vdara and K. Hovnanian American Mortgage that resulted in the wrongful withholding of $5,000 in earnest money. From the outset, I explicitly stated to sales representative Amanda ** that the property at ** was being purchased as an investment property. Despite this, I was provided a contract and seller contribution structure that exceeded what is permissible for investment loans.

      After execution of the contract, loan officer Ava ** informed me that I did not qualify for the loan terms presented due to the property not being a primary or secondary residence—information that was known prior to contract execution. Additionally, I was induced to sign based on a 3.75% interest rate, presented as time-sensitive, which was subsequently altered after execution. This materially changed the transaction. Due to these errors, I was forced to terminate and my earnest money was withheld despite clear documentation showing the failure originated with the builder and lender. I am seeking full reimbursement and am pursuing legal counsel should this matter not be resolved promptly.

      K Hovnanian Homes - House caught on fire. When she was not home. I got a call from her daughter that the home was on fire! I drove an hour to the home. I got there, and the fire department was there. I asked the on-duty fire supervisor what happened, and he said the oven and stove had come on and never shut off, causing the fire. Francis has been in rehabilitation for 2 weeks; she was not even home. Your company sent an investigator to the home the next day.

      I met with him at 12:15 the next day, and he told me that the unit should have been kicked off by the 220 GFCI breaker that the home builder installed while building the home. He told me that it could be faulty that was the reason it didn't kick off the unit. He even mentioned that the unit itself should have kicked off the breaker. If the plug doesn't have the adequate wiring, it will not operate correctly, which is a fire hazard and isn't safe for anyone to live in this home. A.S.A.P. (The home builder will be responsible for repairing the damages.)

      Pros: Not a good company.
      Cons: Saying that they are not going to take care this matter.

      Preferred solution: They need to repair the damages to her home before she gets released from the hospital.

      What was the most enjoyable aspect of our home buying experience with K. Hovnanian Homes in Sealy, TX? Sadly, nothing! As retirees, my husband and I were left feeling deceived and hurt because we believe the salesperson engaged in unfair practices and took advantage of us. Our objective was to find our forever home, but after completing the purchase, we discovered that we had been misled and paid a premium price for a house that didn't even fit our furniture. Following research and discussions with neighbors, it became clear that it was too late to rectify the situation. Despite having paid cash for the house and having recently moved in, we are now contemplating selling and relocating due to the extremely disappointing experience with K. Hovnanian Homes. Please be advised!

      Buyer beware. Bought a 2300 square-foot house and the upstairs doesn’t heat or cool properly. Was told by outside vendor air-conditioning unit was not to spec. KHov would not do anything to fix. It was an ongoing problem for over a year. Invest your money somewhere that people will actually help fix the issue, not just let the issue linger until the warranty is no longer in effect.

      Terrible lending group. I used K. Hovnanian® Homes as a lender and my experience was downright awful. I chose to work with K. Hovnanian Homes based off of the reviews I saw on their website commenting their professional, and lovely showings. This was completely false. They must buy their reviews, as when I used their service the facade fell off. Upon signing the representative became cold, a stark shift in her demeanor. This was the first signal that there was something up. Not a week later I began receiving calls and notices from a debt collection agency stating I am overdue on our first payment, something that in the signed contract stated wouldn't be charged until the agreed upon time. When attempting to contact K. Hovnanian Homes and get in touch with their reps, we were given the cold shoulder and bounced around and told it wasn't their problem.

      Eventually our credit began taking hits and it took the threat of a lawsuit to fix the mess. This company took our peace of mind and completely ruining our first home buying experience, and has created and has still not fixed all the issues they caused by not adhering to the signed contract. Will never use this agency again as they breached contract, sold our debt before the first scheduled payment, and have been a nightmare for us.

      K. Hovnanian assured me at the time of purchase that there would be no street parking along the community’s small residential roads. That assurance has proven to be completely untrue. Vehicles are now scattered throughout the neighborhood—parked along streets, on sidewalks, and even directly in front of garage bins, preventing trash pickup. Homeowners are forced to weave through a gauntlet of parked cars just to access their own homes.

      Every residence has a one- or two-car garage, and there are designated parking areas. However, K. Hovnanian clearly failed to invest in sufficient parking for the community. The result is constant overflow, compounded by an HOA that does not enforce the established parking rules. Had I known this would be the reality, I’m not confident I would have purchased this home. At minimum, the parking situation was misrepresented to facilitate the sale. When paying top-of-market prices for a home, I expect transparency—not to be misled after the fact.

      As a recent K. Hovnanian home buyer in Delaware, OH we are very happy with our decision. Deb ** made the sales process smooth and was very responsive and helpful. She followed up on time and had always done her homework and anticipated all our questions. The Project Manager; Deric **, is awesome! He walked thru every step of the construction process and made sure we were happy with our decisions. He is very transparent and honest and made us feel like we were important to the process and listened to all concerns and addressed them in a professional and courteous manner. We shopped many communities and homes in the greater Columbus area and Hovnanian’s offering had far more standard features than their competitors and the price was very competitive. Financing is flexible and the team made the options easy to understand.

      I used Khov mortgage and it was the worst financial decision of my life. Shop around and avoid them. Two main problems... I told them of a trip abroad early in the process. Checked with them just before leaving to make sure they had everything. Then when I got to Europe, they demanded all kinds of documents that were nearly impossible to access while abroad. US firms have restrictions on transactions and data when outside the USS. Khov threatened me to keep my deposit if I did not complete the process. It cost me a fortune to make phone calls and ruined my vacation, all because they did not start the final process 30 days before close as their materials stated. It was such a high rate I ended up refinancing to another lender after 2 months.

      Secondly, even though I had another property to sell and planned to use those proceeds to pay down 50 percent of the mortgage, khov demanded I withdraw a absurdly high amount from my IRA. They would not let me use Roth money. Now my AGI for this year is so high that busing health insurance is about 60 percent higher than a normal year. This is exactly why I warned them about the crazy high amount they demanded I take out of my IRA. Now I will likely have to go a year without health insurance. Avoid this firm.

      This company is a nightmare. Liars and thieves. They will say anything to get you to buy a home and then you are on your own. The minute things begin to go wrong and you start finding defects they will lie and stall until the warranty period is over and then you are on your own. This is the majority of all homes in Luke Landing in Arizona

      I paid $7,500 in earnest money for a new construction home in Van Alstyne. The mistake I made was not including an inspection contingency in the contract. When the inspection report came back, I was shocked to discover over 40 issues—most of them major. The builder said he would fix the issues, but with foundation problems, structural defects, and systemic failures across every major system, I couldn't trust that these problems could be properly resolved. With no inspection contingency, I had no choice but to forfeit my entire $7,500 earnest money to walk away from the transaction.

      Major Issues Found: Foundation/Structural Issues (MOST SERIOUS): The most alarming problem is foundation issues already occurring in this brand-new home. The garage door and main entry door are misaligned and won't close properly due to foundation movement. Corner pops were observed on multiple foundation corners. These are major red flags indicating serious foundation problems that will only worsen over time and could cost tens of thousands of dollars to repair. Additional structural concerns include bowing walls, uneven flooring, and wall damage throughout the home.

      Other Major System Failures:

      Roof: Extensive granule loss, damaged vent seals, missing drip edge flashing
      HVAC: Both heating and cooling temperature differentials were significantly off, high attic humidity, debris in ductwork
      Plumbing: Leaking drains, rusted gas lines, construction debris found in drainage system
      Electrical: Loose/disconnected grounding connections

      Exterior: Mortar separation, missing weep holes, gaps allowing pest entry

      Why I Walked Away Despite Builder's Promise to Fix: When a brand-new home has over 40 deficiencies including foundation and structural issues, it raises serious questions about the quality of construction from the ground up. You can't truly fix a foundation problem that's already manifesting in a new home—you can only patch it temporarily. The sheer number and severity of issues across ALL major systems showed me this wasn't just a few minor punch-list items. This was systemic poor workmanship and inadequate quality control. I couldn't risk buying a home with compromised structural integrity, regardless of promises to fix it. Foundation repairs, even under warranty, are notoriously difficult and often don't fully resolve the underlying issues.

      My Warning to Future Buyers: Always include an inspection contingency in your contract. Without it, you have no leverage to negotiate repairs or walk away without losing your earnest money. I lost $7,500 because I trusted that a new home would be built correctly. I was wrong. Even if the builder offers to fix issues, consider whether the problems are indicative of deeper systemic failures. Foundation and structural issues in new construction should be an immediate deal-breaker. No amount of repairs can give you confidence in a home that was built incorrectly from the start. If you're considering a home from this builder, get a thorough inspection BEFORE you're under contract, and make sure you have an inspection contingency to protect yourself. Don't make the same expensive mistake I did.

      Tried to buy in Manalapan, NJ. We would get a price quote/contract by email. On arrival in their office would get a runaround. Standard reply was that management would not accept the contract. Then the price would change dramatically. Classic case of BAIT AND SWITCH. Unethical and untruthful.
