I called TimeShare only in March of 2007 to sell my timeshare in Florida and the promised that would be able to sell it or rent it. They charge me 600 dollars for my two bedroom loft and I have never heard anything else from that company unless I call about it. I think it is wrong that they have scammed so many people out here that work so hard. The damages that this company has done to me is unbelievable financially and mentally because my timeshare is still up for sale since 2007 and the maintenance fees are steady going up and that was my reason for selling my Timeshare.

Sold me a timeshare and offered to buy it back at half the price when the economy tanked. I was forced to do it because of my financial situation. I have heard that this is their business plan and they do this to thousands.

I am an American currently working overseas in Iraq. I had been scammed into buying another Timeshare with the impression that I was upgrading to one really nice one. I decided that I wanted to try and sell them or at least rent them out until I could get them sold. I had sent in request to several timeshare-buying companies.
Miss Kassandra was the first one to contact me, so I was just glad to have received a response and quickly fell for every lie that she told me. Not realizing that based on the information I had shared with her, there was no way she could rent out anything for me. I told her that I was overseas and to please send my receipt for their services to my personal and work email addresses.
The next day, I realized that I had not received this receipt. I tried emailing Kassandra at the email address that she had given me, and it said that that email address did not exist. I thought, "Well surely, I must have spelled it wrong." I tried every version and alternate thing I could think of, and it still kept coming back as that address did not exist. It was the weekend, so although it had not gone through on my credit card, I was informed by my bank that because my card was also a debit card, there was no way that I could stop it for suspected fraud. I had to let it go through and then report them.
Then I thought, "Well, maybe she was distracted that day and will send it first thing Monday morning." Monday,Tuesday, and Wednesday came; and still I had no email. I called and left a message. And I called again and spoke with Kassandra directly and asked her why I had not received my receipt yet. She said that her boss had not processed it yet. Keep in mind that it is the 13th of May 2010 that we are having this phone conversation. I authorized payment I believe on the 6th, and I believe it cleared on the 9th, but he hasn't processed it yet. Umm hmm, right...
She continued to assure me that she would have him take care of it that day. Guess what, I still haven't gotten a receipt yet. I am going to continue to ride these people until I get some satisfaction. This is the truth as I know it to be, and if they had done something to make me think otherwise about the validity of their credibility, I would have never thought to even come to a site like this.
So think what you want to think, but I wouldn't be trying to add to the forewarnings if I didn't feel it was truly warranted. I think they should design it to where when you log on to a company on the internet, a link should pop up right along with the site that shows any complaints that people have made against that company. I think it would stop a lot of fraudulent businesses from continuing to be so successful in their fraudulent practices.
As of right now, my ego is hurt, because I didn't take the time to investigate this company prior to contracting them to do this job. Although technically, I still don't have this $598.00 contract. All I have is proof on my credit card statement that they were paid. So I guess, if I don't get some kind of restitution soon, they are gonna be mad at me for putting my self further out of money just to plaster billboards with fraud alerts to the American people about this sham of a company.
I am so tired of being ripped off. Nice people always seem to get the short end of the stick, but I'll tell you what! I will spend thousands more to put this company on blast, so that it doesn't happen to someone else. We, Libras, are all about equality and justice; and they will get theirs in the end. There also needs to be some kind of clause for these banks which say you can't stop a purchase that you suspect to be fraudulent after you've authorized it. Because that is usually when you find out the true colors of who you are doing business with.

While on vacation in Florida, my husband and I fell victim to the timeshare scam at Westgate Resorts. As the taxes and maintenance fees climbed, we knew it was time to get out of it if possible. After being sent information reporting their participation with the PGA show and samples of e-mails from interested buyers, I fell for their (D. **) line. This was through Resort Equity Marketing but when I got the actual contract, it was with Timeshares Only. I was told they were sister companies. This was in 2006 and I never received a single call. I did call to check on the progress at one point and spoke with a female who reassured me that they would continue to advertise it until it sold. While sorting through my paperwork recently, I found my contract and decided to look it up only to find my property was not listed. After looking closely at the fine print at the bottom of the contract, it states you must notify them every 12 months to extend your ad at no additional cost. Of course, this was never spoken to us. In fact, we were told it would continue to be listed until sold. If there is anyone who has a class action against this company I would appreciate being notified.

Update. Gloria of San Diego, CA February 16, 2010. I wanted to let other people that have been scammed by Timeshares Only, know the outcome of filing my complaint with American Express. I paid the 598 dollars membership fee to Timeshares Only with my American Express card. I contacted AMEX and they told me they didn't think I could get the refund back because Timeshares Only was advertising my timeshare with no end date in site other than what the representative on the phone said. Your timeshare will sell within 90 days. American Express has resolved the dispute in my favor. They got me the 598 dollars back. I'm so happy and I suggest others go to the credit card you used to pay these scammers. AMEX may have had other dealings with this company and I'm sure they did and realized what a fraud they are. I wish Timeshares Only and others like them could get sued for all the money they have scammed out of innocent people. Hope this helps someone get their money back. Good Luck.

Briefly my wife and I went to a timeshare sells presentation. The salesman was Greg ** and he told us a lot of lies. Today 3-26-2010, I called the Florida Dept. of Business and Professional Regulations and a gentleman named Erick told me that Greg ** isn't listed as having a real estate license for Florida. He said typically they need one unless they are on salary instead of commissions.
We told Gerg **, we weren't interested in buying another timeshare because we already own one in Branson Missouri that we have listed with Timeshares Only. He told us he could sell our Branson unit for 11,200.00 in 60 to 90 days. I asked him why he could sell it that fast when Timeshares Only wasn't having any success selling it. He asked us if we ever heard of Century 21. We said yes and he said that is why he could sell it fast, because of Century 21 size and popularity. Then we said we weren't interested in another ts because of trouble booking a vacation where and when we wanted to go. Again he lied to us and promised us that he would personally book our trips in as little as 48 hours notice.
We should have known this sounded too good to be true. He presented us a 3 week vacation plan. We told him we don't have that much vacation time andcouldn't use it all. He lied again and told us he could rent out 2 of the weeks for 1'100.00 per week, in fact he said he was in a bit of a bind because he had rented more rooms to people then he had room available, but he wasn't worried because something would become available. His sells manager Carol ** also lied to us when she told us Greg likes renting units because he gets a commission.
He also lied to us when he said we have weeks and not points to use. When we were contacted by RCI they told us we didn't have weeks, but points. He also failed to tell us that there would be a 200.00 fee for selling our timeshare. We found this out after we got home from vacation and guess what? It wasn't being sold through Century 21 but a company called Resort Solutions Inc. This company lead us to believe 11,200.00 was a marketable price only to find out that there were similar properties listed for thousands less. The only reason Royal Floridian got our business is because they allow people like Greg ** to lie.
We contacted John ** in their customer service dept and I told him all the lies that were told to us. Basically he said we signed a contract and we should have been more careful. How can this kind of deception be allowed. Because of our dissatisfaction we hired a company called The Owners Advocate that has a 100% money back guaranty if they don't get you out of your contract and a refund from the resort. This company contacted the BBB and told them they were out of business. You can see this on the BBB web site. Only problem is that even though they have gone bankrupt their web site is still up and they will take new business.
I have emails from about 150 of their clients and the vast majority are not happy and I can send you copies of these emails if you would be interested in reading them. Many of us would like to see some legal action taken to make them pay those of us that feel like we have been scammed by them as well as by the resorts we bought out timeshare from.
I could go on, but if you think that Royal Flordian, Greg H., The Owners Advocate, Timeshares Only, or Resort Solutions Inc. have acted fraudulently and think there is a way to get them to refund me let me know. Concerning The Owners Advocate I have been in continuous contact with their clients and several ask the question, "What can be done?" Economically, I am out $600.00 with Timeshares Only, $999.00 with The Owners Advocate, $200.00 with Resort Solutions Inc. and $8,900.00 with The Royal Floridian Resort.
With the exception of the $600.00 the rest is because of Greg H.'s lies. I can't tell you how much I would like to see this man sued. We paid for the timeshare in full shortly after we got home from vacation. Because we haven't paid the maint. fees, assessment fees and penalties and taxes we keep getting bills that we were advised not to pay by The Owners Advocate. We have an excellent credit rating, we have no mortgage or any other debt and we believe in paying what we owe, but because of the fraud involved we don't want to lose any more money to this timeshare garbage!

I listed my timeshare with Timeshares Only based on the information from the sales representative that my time share should sell in about 6 months. Their success rate in selling was at the time of any company. I paid $598.00 up from for this service in 2008. To date, no one has called with any offers, they state they are like a newspaper and place an ad, no refunds.
This is another scam for taking your money to put a picture on a web page and let it sit for years and years. Timeshare Only is not truthful and should not be allowed to do business the way they do, I was not told during my conversation that my timeshare would only be placed on a web page. I found that out after I received the data confirmation form. Now I hear no refund is allowed if I was dissatisfied with the service. They are out to take people's money just like all the other timeshare scammers.
Yes the paperwork states there is no guarantee the timeshare will sell in a certain amount of time, however the representative on the phone did not state that, Misrepresentation on Timeshares Only part with the representative. I made numerous calls to Timeshares Only to try and speak to someone that could tell me why I cannot get a refund since they are basically doing nothing to sell my timeshare.

In September of 2007, I paid Timeshares Only almost $600 to list my timeshare. It was supposed to be a one time fee and they would run the ad until it sold. Well, I have not had one call regarding an offer for my timeshare, although I have reduced the price a few times. I also decided to check the ad myself on the website and could not find it. When I contacted them to ask why, they told me I had to periodically "reactivate it". If I paid you a fee and you agreed to run the ad until it sold, I should not have to call and reactivate it! This business is a complete scam!

I paid Timeshares Only $598 November 3, 2009 to sell my timeshare in Mazatlan, Mexico. They sent me paperwork that listed a different timeshare than mine. I asked for corrected paperwork and they resent the same misinformation. I have not heard from them and still don't have the correct paperwork. I called today to get a refund and they absolutely refused. It is their company policy "no refunds".
They use the excuse that they are paying the cost to advertise and they will sell it eventually. From some of these other comments regarding Timeshares Only it sounds like this could go on for years and I'm not getting my $598 back. I've called American Express and they cannot guarantee that they can get me my money back. However they will try. Do not do business with Timeshares Only. Definitely a scam. Can we get a class action lawsuit against this company?

In May 2007, I was contacted by Timeshares Only, a company I found to be fraudulent. They promised to advertise my four timeshares and to have them sold in a few months. I paid them $598 and never heard from them again. I made several attempts to contact them and to ask them where and how my timeshares were being advertised. I asked to see my specific ad since I was told it would appear on billboards, in newspapers, on television, on radio and on the internet. No one was ever able to produce any evidence that there was an ad running to sell my property.
Finally, this morning after trying to get in touch with someone that could tell me something, I spoke with a "supervisor". I told her I wanted a refund since there had been no effort at all to sell my timeshare and since there was no evidence they had even tried. The only thing this scam artist company has done is take my hard earned money and pocket it with no intention of marketing my timeshares. I have called American Express to give me a full refund since this contract is to be in force until my timeshares are sold and is technically still in effect, and since Timeshares Only has done nothing at all, I am certainly entitled to receive a full and complete refund and should receive interest as well. I am going to contact my State Attorney General and hopefully save some other unsuspecting consumers from falling for this scam!

That was just another lie of many when you get involved with these people.

They advised me to book my vacation and try to rent the week before the year ended. Well, I lost the points and I still haven't received an inquiry. They are evasive and nonchalant in their customer service. I will look for an avenue of compensation against this company. Do not send this company your money. I contacted Timeshares Only, after seeing their TV ads, and received the most positive response. I was told that I could get at least what I had paid and even more. They assured me that my pricing would be a quick sale, and as such I asked them then why I am being charged upfront? Their response was this is all they will take and others that do not charge upfront will take a larger commission on the sale so this is a better way to sell the Timeshare. It has now been well over a year with little contact. I did receive a phone call asking me if I wanted to rent out one of my Villas? My response was, "I paid you people $598 so you could call me to rent my Villa?" This is not what I signed up for and the person's response was she is not from the Sales dept, blah, blah, blah.
This company should be shut down as they are nothing more than a "Boiler Room" scam. They take the money and list the property, which is all legal, but when they are doing their "hard sale," they are basically guaranteeing they can sell your Timeshare within a few months, which I now know is not true.

Last September I thought it would be good to compare the resale vs direct price from HGVC, and Timeshares Only showed a lot of potential in the listing that they have. I made a couple of inquiries on properties that I liked and they called me right away. They were able to get me a better deal than the advertised and everything went great, until I sent the final payment to the closing company. They contacted me to request that I pay next year fees in advance by 2 months. I contacted HGVC and they told me there was no need to do this since they will send me the bill as soon as the close has closed and my member profiles has been created, and send this information back to Timeshares Only.
They are changing the condition upon receiving the check for next year's fee even when HGVC instructed me no to do it. The fee is not listed in the contract nor on closing documents already signed. They do not even want to charge my CC for this, they want a check? I asked them, "Why are you still pushing for something that Hilton does not agree? And why now do you not want to charge my CC when you did charge $1,000 escrow to secure the operation?"
Bottom line is, in my personal opinion, they are not quite a scam. They did work their system to find me a good deal. So for all the sellers, do not be biased for others' bad experiences. If they found me a unit, it is because they are actually matching what the buyer wants to and what they have on their listing. But once the sale has been secured, they are not nice anymore. Now they put conditions on your operations even when the resort does not agree with them.

Anyone considering using this service should take their $598 and give it to a qualified RE Agent instead. This company is not in the business of marketing your time share, only taking your money. Their site is cumbersome to use. While they advertise in many places, when you jump online to use their services, you get lost in the shuffle. Now for additional monies, they will "highlight" your property. But they should be equally trying to sell all of their properties. As so many people here said, it is a scam. And while they tell you upfront they don't make promises, they sure make it sound like they work hard. Go and try and get one of them on the phone consistently. Work hard? Only at scamming your money. Do not use this resale company.

I wonder if they are even advertising our property. The customer care specialist I spoke with today actually said that she was sure I was told a lot of things when we bought the timeshare that was not true. I would not recommend this company and like I told the lady at the company today, I think they are putting out false advertising with their ads. I desperately need to resolve an issue concerning the purchase of a timeshare over four years ago. I purchased this timeshare while visiting the resort over a long weekend. A few weeks after I realized what a mistake this purchase was, I contacted the company but they said they would not purchase the timeshare from or release me from the sale. I paid $598 to Timeshares Only believing that they would sell the property as they claimed they would. Like so many others that I have read about, this company has told each customer the same thing, and after receiving the fee, nothing happens. I have a couple of complaints about this company. First off, I want to state that you should never pay to advertise your timeshare. Has anyone actually checked the inventory this company has? All of the testimonials are fake and written by employees. The most recently sold list is made up because within days, they randomly get rotated to a person that was there months ago. They never have sold my timeshare. I have been listed for 7 years. Not one single phone call and I wasn't promised a time frame but I expect at least a call, update or offer, not one. I have made a couple searches around and have found awful information about these scam artists.
Their rating on BBB is a straight F. They also go by the name Vacations Only. They take your $598, tell you there is no expiration date, which of course they are laughing right at you because your timeshare will never sell, then post a listing on their site. How do they advertise? Well, they advertise only their company to get more and more people to pay $598. Unless people are interested in your specific timeshare, which they have thousands, the chances of selling is lost. They don't do anything to help at all. I tried speaking to people and all they ask is for me to lower my asking price.
This company is a scam and will not sell your timeshare in 2, 3, 4 years but never. Try to sell your timeshare through Craigslist, a real estate agency but don't give money upfront. I have had a rough time owning my timeshare. I have had to struggle making payments for my maintenance and try to make it on the week that I own. They have stolen my money and never showed any effort in assisting in selling my timeshare.

I just received an advertisement in the mail from Timeshares Only, so I called them and had a nice chat with the lady about renting out my timeshare. Since I have had ineffectual service in the past from other companies, I told her I needed to think about it some more before I let them advertise for me. Then, I went online to see what other people had to say about them. That's how I found this site.
After reading other people's reviews, I'm shocked at how many people don't know what advertising means. Advertising means that Timeshares Only will advertise the fact that they have timeshares for rent and for sale. If someone is interested, they will call Timeshares Only. Timeshares Only will try to match them with a timeshare in their inventory. If you have paid your $598, then you are in their inventory. Guess what? If a customer didn't call in and ask for your brand of timeshare, your location or your week, then your timeshare doesn't sell. Simple as that! No one is "ripping you off".
Also, for everybody out there who claimed that Timeshares Only "promised" that they could sell your timeshare within a specific time period: wake up. Whether or not they "promised" you anything, you should take two seconds and think about whether or not anyone can promise to sell anything by a certain date.
So that's it: (1.) learn what advertising actually is and (2.) think for two seconds. Thanks for reading.

Consequences: Still having to pay the monthly payment and the maintenance fee on this property not to mention the time it takes me every time I need to contact Timeshares, they are rude to people on the phone.

We called to ask about selling our timeshare and they promised us the moon. It wouldn't take long at all to see our timeshare. I have called a few times checking to see why our timeshare isn't selling, always get "We are advertising but there is no hits. Lower the price." We have lowered the price a few times now, still nothing happening. I would not recommend anyone going to timeshares only to sell their time shares. They are a joke and only want your money. I have lowered the price again today just to try and get rid of it. Not happy at all with these people.

If you get a call to come listen to an offer for a timeshare from a company in Pennsylvania selling timeshares in Laurel Mountain Resort and Spa and they offer you money in gas ($300) and a 3-night vacation in any Marriott resort in the country and a 5-piece set of luggage and dinner for 2 at 3 restaurants of your choice from known national chain restaurants, It's ALL a lie. DON'T GO! The restaurant meal is NOT dinner for 2, it's $30 towards dinner. The gas which I called to confirm BEFORE I drove 3 hours to this place and asked if I would get a coupon of $300 to use as I please, I was told, "Absolutely." Actually, they want me to mail them $100 worth of receipts EVERY MONTH and only then, will I get a voucher for $25. Wow, so they will keep me on a budget for the next year and have me mailing them receipts and ONLY going to ONE gas station just to get their lousy $25 a month! NOT HOW THEY SAID IT WILL WORK!
And lastly of course is the lovely Marriott vacation, which again I tried to confirm before I went that it has NO BLACKOUT DATES, and is for ANY Marriott, and I can go ANY TIME. Well, you guessed, not what they're offering. If you have time for headaches and hassles, in case you don't have enough in life than maybe you would try. Again, NOT WHAT THEY PROMISED. They also tell you in advance that you have to send in $75 when you book the vacation which you will be reimbursed. I called BEFORE to find out if the $75 will be sent to the Marriott because I trust the Marriott and wouldn't have a problem doing that. They assured me that in fact it IS who I will be sending the refundable deposit to? Well, what do you know? The same company who lied to me about everything else is the same company who expects me to now send them $75, NOT TO THE MARRIOTT. Do people actually think we are that dumb? Do they think now in my wildest dreams I would just give them $75? ( I am at a loss of about $65 for the cost of the gas it cost me round trip. I will keep my losses at that.)
Any ways, I dont think I could find an open day in a place of their choice for me to go. I think I will stick to my own travel plans. My partner and I took a day to drive to Mount Laurel Resort in PA, in the Poconos to hear about timeshares through this company which by the way was VERY secretive about the name and who they actually represent. The name is Vacation Charter? and have no worries if you think you're being scammed because the owner has been doing this for 30 years. Beware people. You won't even get the gifts you think you're getting!
Oh, I'm sorry. I forget the to tell you about the luggage. Maybe I should leave that part out. It's too funny, or sad. Definitely a good lesson! Bye the way, Mount Laurel Resort and Spa is a place that smells and looks like an old age home. These people should not be allowed by law to get away with this. IF they tell the truth and I still decided to go, that's fine but I happen to be a very cautious consumer and DID call in advance to ask specific questions and even while I was there, they continued to lie. Luckily we didn't fall in the trap of buying a timeshare from them.

I just hate the timeshare I bought. I can never get availability and those guys at Westgate are so rude. I just wish I never bought this thing because it has caused me so much financial problems. They said I could go all over the world with this.. England, Scotland, Australia, anywhere I wanted no problem. But that is not the case. I have other timeshares that I like much better and I use them often. I go all over with no worries. But Marriott. They are great. I have a platinum ownership 2 bedroom in Hawaii.

I was contacted by a representative from Timeshares Only to list my timeshare. I was pressured for the $598.00, which I placed on my credit card. I was told that my timeshare would sell before my next maintenance fee was due; yet it still sits on their website. I contacted Timeshares about the length of the listing and was told to reduce my list price. I reduced the list price well below what I paid and it still continues to sit on the website. The false advertisement and the ongoing maintenance fees are causing damage to an ever increasing economically stressful situation.

About 3 years ago, I listed with Timeshares only to sell my timeshare. They had promised they could sell it in about 6 months. I paid $800 upfront to have them sell it. Ok - for advertising they said. I also called to check on it by phone. The lady was very hateful with me and claimed it was advertised. Yes along with a lot of others. But you sure couldn't tell whose was whose. They continue to advertise on TV and I personally believe it is false advertising and should have to pay back every dime they have stolen from everyone who advertised with them. I've never even received one phone call. NOTHING!!!! How can they continue to rip people off and get away with it? I do honestly believe that God does not like thieves and He still has vengeance. A lot of people have no fear of God but they will see.

Promised to sell timeshare very fast. Been about 8 years... lol. Very unprofessional, do not contact or keep you updated. Once they get paid, there is no incentive for them to sell. Their advertisements on TV are a joke... Please beware.

I was also promised that they would refund my money if I sold it before they did. Well I did sell it and still no refund either.

When I talked to Mr. Jason **, He assured me that my timeshare property would be sold within the six months of registration with the company (CNC Timeshares). It is almost 2 years now. Nothing has happened yet. I called him twice, but Mr. ** never returned my phone calls. He was so eager to withdraw the registration fee ($500.00) from my account that he promised me a lot. After withdrawing the $500.00, I never heard from Mr. **.

In 2004, I signed up for a Time Share with the Galeria. At the time, the sales agent assured both my mother and I that we would be able to sell it at any time. Since then, my mother has taken ill and we can no longer afford the time share. Since 2007, we have been trying to sell the time share and have even asked The Galleria for assistance in getting this accomplished. I have been harassed and threatened over the past year regarding this time share. We have been threatened that we will be sued by the company which extended the loan to us for the time share. Now the organization has resulted in automatically removing money form my check in account without my permission. This has resulted in over $500 in over draft fees.
I understand that we owe this money, but in the four years since signing up for the time share, neither myself nor my mother has had the opportunity to utilize the facility. I have asked for assistance numerous times in getting the time share sold and they have been of no help, assistance or given any direction on how to do so. This company has taken advantage of us. We bought the property through the resort, then why can't we sell it or give it back through the resort? Also, under no circumstances does an organization have permission to remove money from a consumer's account without direct permission. My understanding is that this is against the law.

I paid a fee of $598.00 charged to a credit card to have Timeshares Only sell my timeshare back in July of 2007. They guaranteed that they would sell my timeshare. To this date, I have received no updates. I called, and they suggested lowering my asking price, which I did by $2,000 so that mine is the lowest in my category, but still no word. I called for a refund of my fee and they told me that I cannot have one. I feel I like I paid for someone to post something on a website, which is the extraordinary amout of advertising that they do.

I think I am an idiot. I bought timeshare in Vancouver, BC from Point To Point Destinations (PTP Destinations, West Coast Timeshare). I was ready to eat it and blame only my own stupidity. Then little by little I discovered that there are other people in the same situation as I am.
I asked Point To Point Destinations (PTP Destinations, West Coast Timeshare) for our money back or to at least to make me an offer to buy back my package. They refused, so we are suing them. My list of what I will present in court as misrepresentation is pages long, but it would not be appropriate to list it all here publically until it is proven in court to avoid any possibility of being accused of making defamatory statements.
loss of money, a lot of stress and frustration.
