STOP-DO NOT PASS GO-STAY AWAY FROM THIS BUILDER. I have a Toll Brothers home. I am in one of the neighborhoods that Toll Brothers did subpar work on stucco and brick homes. I have been trying unsuccessfully to get only schematics to replace my sprinkler system, lighting system and drainage system. The Div Exec has a gate keeper that keeps you away and the customer care team does not answer emails nor phone calls. Apparently the Sales Team does a great job selling, however after that everything is downhill.

I'm 73 years old & I have had 4 strokes & brain operations, the building that I live only has 1 key, there is no way a EMT or police can get into the building or my apartment if I need help. I have ask to be release from my lease, my doctors have send letters on my behalf, informing the need for help within a hour time if I'm having a stroke. That was a month ago, I have request to talk with someone from your office many time, I'm always told they have to wait for permission to release a phone number for Toll Brothers. Today I was told it will take 3 months rent to buy out of the lease. Please please someone call me about the above.

Have had problems with cabinets peeling. Now we find out person behind our property is using part of our property as a gravel driveway. We were unable to see this because of the NAOS. Toll gave us a copy of the plat that does not show that. We had to order a survey and spoke with person and now person refuses to move driveway and now we have put a claim with the title insurance because Toll gave us a deceiving copy of plat.

We built our new Toll Brothers home beginning in August 2017. The floor plans, elevations and amenities are beautiful and the home is very energy efficient. Our complaints are with materials and craftsmanship. Day one after taking possession of our new home I decided to shower in the master bath. The drain was plugged and would not slow drain after two days. Prior to this the drain had been installed wrong and had to be repositioned prior to tile being set. Something clogged the drain and it took a minimum of a half hour of very hard work spread out over a two hour period to plunge and unplug the drain which finally happened.
A low voltage addition that we paid for outside to run a TV has no active power to anything and no one knows why are where it should go because the electrical schematics are incorrect and incomplete. During construction we added a 220 volt 70 amp circuit for a hot tub outside of the master bedroom. The electrician put it on the opposite side of the house by the breakfast area. We added a TV connection in the master bedroom. It was installed but the electrician forgot to put in the plug for the TV. The garage has a tandem. There are two light cans; one for the main part of the garage and one for the tandem. The drywallers covered the can for the tandem and it took forever to get that corrected.
We ordered French doors for the master bedroom where there is a large window and an extra window on the wall where the bed goes. An exterior door is standard that we wanted replaced with a window. The framers forgot to frame for the French doors and put in the large window. They also framed the standard exterior door but did put in the extra window on the wall by the bed. Then on day two of taking possession of the home I came home to screeching sound like an alarm. It turned out to be the hot water recirculation pump.
The next thing was the irrigation system. Once the water was turned on and we tried to get the sprinklers to work, they had forgotten to put heads on the sprinklers and water shot up everywhere. Also when they laid the drip lines they had severed the line that goes under the driveway to a lone tree and again, water everywhere. While I was installing four lights in the hallway I discovered the first can was not attached to a stud. The next three were all different types. The floors in every room are not level by as much as a half inch in places so when you open a door it sticks on a high spot. Now as I write this, workers from Toll Bros are digging out around the irrigation feeder lines due to a subterranean broken pipe that has caused the ground around it to sink as well as the pavers do sink. I will say this however for Toll Bros. When you tell them there is a problem they are on it fast.

We bought a new Toll Brothers home in Parker, CO in 2013. Very big mistake! The quality of the construction was absolutely terrible. From the concrete in the driveway starting to flake as soon as the first snow, to the drywall texture looking as though it was done by children, to the electrical work constantly glitching and on and on. When we placed the order for our new home, the customer service was very good. As soon as we closed on our home, is when the customer service ended. We have called several times to Joel the manager and Carl the site manager to ask about getting some of our concerns addressed and after almost 4 years, I'm still waiting for a return call.
Buyer beware! I tell everyone I know to never consider a Toll Brothers home. Our Previous home was built by Engle homes at about 1/3 the price and that house was of far superior quality and the customer service was second to none. Toll Brothers has beautiful floor plans and a great sales department and that's how they sell homes. Don't be fooled! They build junk!

Very disappointed with the quality of the workmanship. We owed a built house prior to Toll Brothers, lived in it for 13 years with no issues whatsoever. We built our Toll Brothers home in 2013, assuming they would be much more superior quality for the price they were charging. We were completely wrong! Hardly 4.5 years living in this home, because of such a poor quality of products and contractors used, our cabinets paint started to peel off. Toll Brothers did an inspection of the home and came back telling us it's the cleaners we were using... Really!!! What a great excuse to cover up the faulty job done. I have never heard of paint peeling off the cabinets from cleaning! DO NOT BUY TOLL BROTHERS, NOT WORTH FOR THE MONEY SPENT! CHEAP QUALITY, RIP OFF!

We have decided to built a home with Toll brothers in Colleyville and biggest mistake we have made in our life’s. The whole process was a disaster with them, very poor quality, poor customer service, poor communications, and worse than all after you closed your home with them, they are done with you, they don’t care about anything else after that. I have cracks all over my house after a year, big movement in my house, I asked my builder Tyler to address the issues, after several follow ups he sent someone to fix the cracks, they didn’t finish the job properly. I have been asking Tyler the builder on Overlook subdivision to send out the guy to finish the job and he said he won’t do that anymore, it’s my responsibility to fix the cracks. Very unsatisfied and I will never build a home with Toll brothers. If you want a good customer service with a great quality they are not the one you should go with to build your dream home.

We think it’s important to tell you our story and possibly leverage any assistance to make sure that no other family has to be subjected to any experience similar to ours. We were excited to build a new semi-custom home in Parker, CO and engaged working with Toll Brothers to make our dreams come true. Unfortunately, we have been encountering issues ranging from safety matters and subpar workmanship, to potential fraud. To say that the experience has been frustrating would put it mildly. The sheer number and the complexity of problems found in our home is astounding. We wanted to get an independent opinion. After hiring a private inspector, we were told that this is by far the worst case he’s seen with Toll Brothers.
Efforts to remedy the issues with the builder have been met with resistance. For example, after my children complained of headaches it was found that there was a gas leak in the attic. The Project Manager at Toll Brothers quaintly dismissed our concerns because it was just a “small gas leak.” The Vice President and the Project Manager of Toll Brothers not so dismissive when the inspector pointed out that a small gas leak caused a home to explode. Aside for other safety issues, we are faced with an endless list of items needing to be fixed. This includes front and back porches that needs to be replaced, a window well that needed to be replaced, siding and roofing repairs, electrical repairs, plumbing repairs, and the list goes on and on. The poor workmanship is beyond anything we would expect for a home in this price range.
Lastly, we paid for all interior walls to be insulated, after moving in we noted that it was hot and noise traveled. Toll Brothers agreed to install a through vent to help circulate air in the office. During the installation, it showed no insulation in the wall. After numerous attempts, Toll Brothers finally agreed to have their people come out and prove to us that they did insulate the walls as contractually stipulated. As you can expect, drilling into the walls showed that the walls were not insulated. Leading up to the testing, Toll Brothers asserted that their inspector distinctly recalled that the interior walls were insulated. If we took their attestations at face value, like most reasonable homeowners would probably do, we would be deprived of this benefit.
To date, Toll Brothers has not appropriately identified a solution. It really makes us wonder what controls are in place to ensure buyers are in fact getting the property they paid for. Sadly, researching Better Business Bureau has identified that we are not the only ones to experience very significant issues with this builder. It’s likely as a buyer you will not see much of any bad content via the internet as the builder works hard to have posting removed. For example we posted Buyer Beware postings on Facebook & LinkedIn only see them removed with a 24 hour time frame.

This is my second Toll Brothers home. Mistake I made was thinking they were still quality which is why I purchased again. My Townhouse Condo is poorly constructed even with level 4 finishes, cheap windows, hardwoods have been replaced several times, drywall is cracking, seams coming apart literally, damaged millwork that was puttied over but now that it's dried out has fallen out, old paint used on staircase nose still sticky after 10 months, tiles cracking have been replaced twice, warped truss in ceiling, frame bent on stove...the list doesn't stop.
They tout themselves as energy efficient. I'd describe it more as energy inefficient, no dampers for airflow control. The project manager told me my unit doesn't have dampers, close the vents and stop bothering them, I'm now due for my 11 month punch out, I've had issues with my HVAC and hot water heater but they won't set up the appointment. I've been waiting for 2 weeks. Bottom line is think carefully before purchasing a Toll Brothers home, if you have to have one hire an inspector of your own. It's worth the $600. I wish I had.

Bought a second home by Toll Brothers at Escena, Palm Springs. Terrible, awful, bad experience. The customer service is horrible! The finish quality is very bad and the customer service is non-existent. Every excuse in the world and nothing but incompetence. Once they have your money, good luck. The worst experience ever. A brand new home and I had to repaint entirely because the paint quality is so poor. That is just an example, the list goes on...

This was probably the worst personal mistake I ever made. The workmanship and the repairs and layout of the community (Rivington @ Danbury CT) were the worst. To start. We were lied to about what views we would have from our unit by salesperson (we had NONE). The entry door to the garage was not even up to code (32" wide vs 36" width) hence any exit and entry to home was a contortion show especially w/ groceries! The master bath was requested built without a bathtub so they made the shower stall HUGE bigger than the size of the bathtub leaving no room for cabinets or toilet. The stair risers should be made of clear pine BUT not Toll oh no. They used knotted pine so the knots showed even through the paint. We were also promised a refrigerator enclosure and under cabinet molding and paid extra but it wasn't there.
When I registered complaint it took 5 calls and denials from Matt (Toll rep) saying it was there even after sending pics showing it wasn't. We finally got 900 back and the molding got installed. Another chase.. And it took 5 months! The community pool area can seat maybe 70 people at best then they go & remove all umbrellas. Now where do we sit... And this community when finished is going to be over 900 families? Really just poor logistics/planning all around so I sold it and moved back to a house. There are more things here that are even worse. If you thought they would be quality organization NOT... DO NOT BUY FROM TOLL! You will regret it.

I am at a loss for words. Toll Brothers has given every excuse there is as to why our house is below average. Except the Russians did it. Our savings went into OUR perfect home. Yes they are "luxury" home, but every home can be a luxury home when you pay for every little upgrade. And trust me, everything is an upgrade. We were even charged $1,500.00 for adding to our blueprints because they said it would be a lot of work to change the structural blueprints. Had nothing to do with that??? Then they forgot to make the change. Had to remind them. Still, upgrade has not been done. But they got their $1,500.00. They forgot to do half the upgrades we paid for. The response is, “No problem, we can fix that.” That is nice but when? They are too busy throwing up houses that they cannot focus on one.
The workmanship is horrible!! We paid for upgrade paint. Seriously, if you stick painter’s tape on the wall, it will pull the paint off to the joint compound. In two of our bathrooms, if you sit on the toilet, you sit on the toilet paper and holder. Who puts it that close. They said they would remove them but can see the patchwork on the side of the vanity, and we have to pay for the two new standing tissue holders. Order special flat rock tile for the master shower. They mixed match the colors. Either no one checked the work being done or thought we wouldn't notice the color change. Lost 1 ft width across the upstairs bedroom and bath. Again, another excuse which made no sense. No refund or compensation even though we were told the base price is per foot.
They arrange these weekly calls and certain meetings so everyone is on the same page. Does not matter. Everything we said, they had an excuse, said it would be done, thought it was done, was in the process of being done, etc. NO, months and months of reminding them, "THIS IS WHAT WE ORDERED, YOU WROTE DOWN, AND WE PAID FOR." We got so tired of the excuses and lies, we just let the Monday calls go to the answering machine. Did not feel like dealing with it. Plus, we have it on our answering machine. That still doesn't help. I try to be nice so this is my vent. Every day we find something new wrong. We have told everyone to stay away from a Toll Brothers Homes. Waiting now for them to get back to us about our 30 day repair. They pick and choose what they want to compare and say it is like the model. Only if it benefits them. Never again!!!

Toll Brothers has represented themselves as a quality home builder. Our experience has been awful! The workmanship has been extremely disappointing and the service to correct problems has been equally dismal. We had a new home built which cost well above $800,000. To date we have had our hardwood floors replaced three times. We had the fireplace repaired three times. There were roof and gutter repairs that had to be done as water may have leaked into the stonework. They also had to redo some landscaping as the dirt slopes toward the house which apparently was against code. The condensation pump is not working either.
The house was completed June of 2015 but we did not move in until end of 2016. Therefore there was little use of the systems or house. For the cost of the house one would think they would want to address some of the recent issues such as the condensation pump, but apparently their warranties only last a year. Doesn't seem to be commensurate with the so called quality they reference. By the way we hear horror stories from neighbors as well. This does not seem to be an isolated incident but something more systemic related to the inferior workmanship. We would never consider working with Toll Brothers again!!!

We love our home in Robertson Ranch but the HOA is so poorly run that I can’t recommend living here. Toll Brothers has controlled for past year and will for another year and it’s so aggravating that we may move elsewhere.

I purchased this home new two and a half years ago and I am still dealing with less than industry standards workmanship. The tankless hot water heater stopped making hot water after six months. It took numerous phone calls to get it resolved and yet it continues to break down every six months. Every aspect of the house shows poor workmanship that you would find in less expensive house. Bottom line is that a Toll Brothers home is not the quality home they advertise it to be. Save your time and money and look somewhere else for your investment.

1 1/2 years after moving into my new home I'm am still dealing with warranty work. Building the house with Toll was very unpleasant. Most of the contractors can't speak English, don't keep appointments or show up not prepared to do the job they came for. I will never deal with Toll Brothers again and certainly do not recommend building a home with them. BEWARE!!!

Toll Bros (Reno NV) Can Lights - We recently purchased our first home from Toll Brothers, we were very excited until the latest walk of the house last Saturday. We found quite a lot of issue during the walk, we compiled a list of concerns and notified the sales manager. One of the major one is that kitchen can lights are not centered to the island, all 6 lights are shifted over about 1.5 feet. We compared it to the model home and those can lights are centered on the island. We were given a diagram on where the lights would be for our house and shows to be centered, but the physical installation is not even close. Other than that, we have a wavy wall, sliding door handles offset etc. Do you guys also have similar issue?
Updated on 02/26/2018: We finally got the keys and moved in mid of Dec 2017. During the whole process from viewing the model home over and over again, going thru the contract and option list, signing the contract, traveling back and forth 8 hours to see the progress, having the final walk thru, closing escrow, moving in, we have built up mixed feelings, both high and low.
Reliability: We have never seen the sales manager again after we signed the contract, she didn't showed up at any of the walk thru or meeting, not even showed up when we closed escrow. Typical salespeople, walk away after commission is in the pocket? We haven't heard from the construction manager about punch list follow up action, we decided to put those items on the warranty service on their system - https://mytollhome.tollbrothersinc.com. Very soon after our submission, we noticed that the warranty service status was flipped closed and completed. Warranty manager called us and told us, "Those are part of the quality control before handover, construction manager is the one you should get back to." Buck passing? Who should be responsible?
Responsiveness and efficiency: All parties respond very slow, sometimes we don't even get a reply. Slow or not responsible? Construction manager scheduled to go thru the punch list with us few times. What is the point to come over and look at the same items again and again, we need them to fix it, not to just look.Communication: Missed/extra options in the house which we paid or didn't paid for. Lack of communication between sales and construction parties? Sales manager set a date for us to do final walk thru with construction manager, we arrived 15mins early at our house, construction manager passed by, we said hi and asked him about the walk thru, he told us "Final walk thru is not today." Then we walked to the sales office, no one was there, there was just
a temporary staff who doesn't know anything. We emailed the sales manager, she didn't reply, not even an apology.
We lived in the Bay Area, it's approx. 8 hours drive back and forth; we had no choice but to extend our stay at hotel because of their communication problem. TB changed the colour and material of the roof, but we were not informed at all. Sales manager response was, "We did have a colour scheme change and this was one where all of our colour scheme got the same as yours." Other owners might not care about colour and material change, but we do, we chose every single option/colour/layout based on those physical model homes and drawings they provided.
Professionalism: Construction workers didn't use shoe socks, they walked from construction site to our floor and carpet, they left small rocks and dirt, and we found that our floor is scratched. Are they required to use shoe socks when they need to go to a house which was already delivered to owners? Construction workers had not covered the floor, counter etc, when they carried out the paint job. Is it very basic, common thing to know? How can they not do that Construction workers wear random clothes/hoodies, we can't recognise who are TB people. There was a young guy, he wore a hoodies with his hood up, shook our door early at 7 am. If someone claims that he's here to follow up some repair, how can we identify?
EXTREMELY bad craftsmanship and ridiculous mistakes: A lot of scratches, damages on doors and cabinets. Sliding door is not aligned. Outlets on the same wall are not aligned. Walls are wavy, not straight. Gaps between baseboard and floor. Gaps between wall and stairs. Paint doesn't match on same walls. Windows not straight. Cabinet shelf peeling. Flooring staples appear on the floor. Hardwood peeling. Door crooked. Screen door missing. Upside down door handle. Different paint texture on same door... and much more.
It's been nearly 2 months, major items are still pending (paint, carpet, hardwood... etc.) We can't open our new furniture (couch, TV, bed, dining table etc). Last two months, we have been using air bed, sitting on the floor, eating on the counter. We officially moved in, but we are not "living" and "enjoying" the houseyet. It's also very annoying because you never know when they would like to come over again, seems like they are not going to fix everything at once. If you have to work, do you trust them and leave them your keys? If you work from home, their visit would cause a lot of inconvenience, they would ring your bell anytime.
We have been talking about one of the light switch location, we think it's on the wrong side of the wall but we didn't find out. Two days ago, we came across some pics of our neighbours' house (same model), we found that their switch is on the other side of the wall which makes totally sense, we double checked with schematic diagram, so we emailed the construction manager and requested his follow up, he answered us, "You'll notice a disclaimer at the bottom left corner of your electrical plans that explains the plans are specific for electrical upgrades only, standards are for reference only and subject to change. If you would like to turn the switch around so that it is inside the closet you are more than welcome to hire an electrician to do so. TB will not be covering it."
It reminds me of our can lights, we got same answer from sales manager, "Here are photos of all of our floor plans with can lights in the same location as yours. There are a lot of things we can move and do in our model homes because they are models, and we take extra steps for things like this. There is a disclaimer at the bottom of the diagram that states..." Again, perhaps other owners might not care about any details, it doesn't mean we do not care. As a consumer, we have the right to be informed, right to choose, right to be heard. With Toll Brothers, you will not get what you see in their model homes. Please read all the reviews by TB homeowners, think carefully if you really want to spend money on Toll Brothers LUXURY Homes (TB homes are way below standard quality), if we could give minus stars, it would be -10.

We are in the process of building a home. 5 upgrades we paid for were never included in the home. After numerous complaints they fixed most of them. They missed glass shower windows, door and electrical was in the wrong spot. We are in the process of finishing and we have not had the home inspected yet I'm sure we will find more problems. They then told us our budget for lighting would only cover outside lighting so we had to pay them 3 thousand dollars extra. The sales women lied when we asked about the extra money and upgrades missing. They are disorganized and dishonest. Worst experience of my life. Oh they put the wrong tile in the second floor 2 upstairs bathrooms.

We just signed our new condo at Metro Crossing, Fremont Toll Brothers, which will be available in fall 2018. Amazing experience with the sales office. Everything online and just like Tesla, very simple and easy to understand. Awesome location and pricing is unbelievable, Hoping the delivered house meets our expectation.

I own a Toll Brothers home (single) that is approximately 22 years old (purchased by us when it was 17 years old), in the suburbs of Philadelphia. We are the 4th or 5th owners, so our experience is not that of a new construction home buyer, but I still think it’s indicative of what you can expect from a Toll Brothers home. This is the best way to describe everything we’ve noticed in the last 5 years, as we’ve extensively remodeled and updated the property. I realize some of these things may have “self-corrected” by now due to changes in building codes and construction practices:
At least 75% of the homes in our development had to get new roofs and skylights within 15 years due to shoddy materials and installation. Concrete surfaces, including garage and basement floors, have been peeling up / flaking off due to improper finishing / curing. The framing on our almost 4000 sf home is constructed out of 2x4s, with a foil/cardboard (Thermo-Ply) sheathing instead of plywood. You can basically cut a hole in the siding of the house and enter the home with as little as a razor blade. When getting new siding installed large sections of our home’s exterior were not even sealed with Tyvek / house wrap. It was siding, Thermo-Ply, insulation, and then drywall from the outside in.
During remodeling, a portion of our kitchen wall, which was only about 10 feet long, was out of plumb by about 10 inches. Our contractor had to build out a “false wall” to ensure the new cabinets could be mounted properly in a straight line. During bathroom remodeling, we found folded up pieces of newspaper / cardboard wedged in between drywall and studs, presumably to account for the wall being un-level / out of plumb.
During remodeling, trash, cigarette butts, food wrappers, discarded construction materials, etc., were all found in walls, floors, etc. HVAC ductwork was so shoddily installed that the static pressure in the vents was about 60% of the system’s capacity. The HVAC system was undersized for the home from the day it was installed. Bathroom exhaust fans were not vented to the outside of the home, but rather just into the attic causing moisture / mold problems. There’s not one wall in the home that doesn’t have nail pops or drywall tape pops. Carpet is bunched up in the middle of the room due to improper installation. Countless (COUNTLESS) homes in our area built by Toll with stucco exteriors have had problems. So much so that homes with all stucco basically have a built-in discount because no one wants to spend the money to remediate the problems. The list goes on.
Another thing I’ve noticed is that new Toll Brother’s homes haven’t really appreciated in value in the last 10-15 years around us. Home purchased for $850K ago are selling today for $100K-150K less, but I’m not sure if that’s due to Toll’s reputation or the ever increasing property taxes around here. As my neighbor put it, “Toll is good at building big homes with designs / amenities people like to look at, and selling the heck out of them. That’s about it.” And that’s just what it is… we came from a smaller townhome and thought this would be our “dream home” because it was so big. I’m just glad we only paid in the low $500’s for our home and let the previous owner lose almost $100K selling it to us. I can’t imagine giving this Company $800-$1.5M like some of their new monstrosities are selling for. Needless to say, as soon as our kids are done grade school we'll be moving... and not into another Toll home.

The underwriting process is ridiculous. This is the 5th home I've purchased and the unnecessary amount of information requested by underwriting is beyond procedure. They keep requesting documents and we're set to close in a few weeks. Do not put yourself through this!

We have been having bad experiences with TOLL BROTHERS since we moved in Jan 2016 that we paid at high $400k for. First the current issue we are having is the warranty. Rejected our claim. The reason is we have not contact them before we removed the bird nest from our roof. So what happen is the gutter in front of our home has two bird nests and the problem is we have family member including me got bit by the bird mites last year in summer and this year again (the pest company collected and send the result back as it is bird mites).
So we contact the animal control to removed it and do whatever to prevent it to come back then the day they came to remove they find out that it was a 6"x6" holes on both side due to unfinished construction which we couldn't believe it. I don't understand this part when you purchase a home how much you can inspect your house. Do I need to get 40 feet ladder to climb over my roof to see if there is a hole? So we walked through the neighbor. Apparently other lot has that part finished even some built in different shape except my lot. Our house and one of our neighbor that has same shape of roof that unfinished.
After that day we have submitted all pictures and proof paper we got from animal control and pest company to TOLL BROTHERS WARRANTY that they are responsible on cost and what we got is REJECTED. Why do even have it on first place?? I understand that we should have been contact you first but if we didn't have animal control came with 40 feet tall ladder climbed up there how do we supposed to know there is a hole???????
After interaction with their customer service rep for the warranty as I dispute it with the warranty holders, I was told that they would offer to pay me $125 in reimbursement for the work that had to be completed on the front of the house to get rid of the birds and bug problem. After taking a condescending tone through her e-mail the representative Kim then began to try and dismiss the issues at hand with that either the wind damaged it and created the holes or that the birds forced their way into it. I explained to her there are other homes of our model that face the same direction as we do, how is that they don’t have any wind damage that even comes close to our issues? Also if the birds were forcing their way in, there would be signs of pecking and destruction around the holes. I also voiced concern for the potential water damage that could have been caused by this unfinished construction, but that was quickly dismissed.
In the end I told her to continue to process the disputed claim and will try and remediate it with the owning company. Her final remarks were that since I have no pictures of the conditions of the house before the contractor did work it apparently hurts my ability to make an argument for unfinished construction. I will never buy Toll Brothers property again and I would highly encourage others to stay away, there are other house builders in the area that will be better for you.Now I started painting the house and has been curious everywhere I vacuum the house, there are always white pile dust which I can get it every day. I find out after I did scrubbing on the wall and yes it was the paint on the wall that can fall off as dust so easily.
Yes, 11 month warranty is totally not worth any. We are the one who has to call them to schedule and it took us about 2 months after we tried to get someone to come look at it because the guy who taking care of this zone he is on vacation. We bought the house in begin of Jan 2016 they finally came and fix pop nails on end of March 2017. First day is the people come do dry wall right after they left we found missing spot so we call right back in to the guy who came inspected leaving voicemail and voicemail and voicemail never once return the phone call. So any spot that missed never get fix. Until today we still have spot that they didn't cover it with paint.
On the day we decided to purchase a home I had ask the sale to get white brick she said they don't do it anymore now all going to be red brick I was disappointed but if so then I am okay. After we moved in I left the country for a couple months and when I came back my neighbor lot that when I moved in was not even have concrete ground yet got a white brick?? And now there are another lot under construction that has a white brick. I totally don't get it.Also we are so excited that finally we get the clubhouse inside our neighborhood for walking distance now they are open but instead of gym they put empty room for yoga I guess. There is nobody using it maybe some but I barely see anybody in that room working out... If you’re going to provided class all day all week okay make sense but you are not so why there is empty room in there?? For people to renting it for party?? Another disappointment.
I understood Gaurav as I am sure that we're living in the same neighbor every time I walk past that corner I knew that you all must be very pissed that they decided to use parking in front of your house for condo. I am with you on this and cross my finger for you that somehow TOLL BROTHERS realize that while trying to make sale they also need to make buyer satisfy with the product both before and after.
They are so many issue with the house more as we have leak from washer, the floor and now we even have more nail pops throughout the house that they would not even come and fix or even take care of it. They will do everything in their power to make sure that you do not get any work completed after you purchase the home. Once you close, it is now your problem and they will ignore your requests until you are a couple weeks away from your deadlines for your 11 month warranty to only say that you didn't give them enough time to correct issues.Again would advise in another builder in the area!

I was promised beautiful hardwood floors. I paid several thousand dollars extra to get hardwood floors on both floors of my home. The pictures show what I got with pieces of sock and mop stuck to it. All I want to do is walk on my floors. I could not be less satisfied with the floors or how Toll Brothers has handled the entire situation. So now I will be spending thousands more to fix the floors. Shame on you Toll Brothers.

I truly wish we had done more research on Toll Brothers and read more of these reviews prior to purchasing our lot in Massachusetts. To say that we are disappointed, frustrated and upset would be an understatement. The reason we did purchase with them is that land by/around the Boston area is very hard to come by so we felt that given the cost of the land and the town that we wanted to be in, this would be the best option. Thankfully we love the town and our neighbors but the entire process even a year later has been incredibly frustrating, incompetent and just a true lack of transparency.
Dealing with the sales manager was like dealing with a used car salesperson and yes that is meant with all the offensive and irritating emotions that that stereotype is supposed to conjure up. She was very evasive, broad and overly not helpful. In the end, we have realized that we were basically lied to but the company line is that 'we reserve the right to change and that is quoted in your closing document'. However, when you are making the purchase decision, you are assessing ALL of the information possible and what the sales manager is telling you, you are expecting to be truthful. It is not.
When we did decide to purchase, we were asked (as is company policy) to pick ALL of our structural elements when you put the deposit down on your lot (which was 6 months before they even broke ground and a almost a year before close). We were sent home with 'homework' to understand what was structural and what we wanted to include.
When we met with said sales manager to make our decisions, she started asking us about options that were not listed as structural but actually were, i.e., our tub. When we stated this error and that we needed more time to re-assess, we were told it was an oversight on their part and no, we could not reschedule this meeting. I literally burst into tears! What?! We were dropping well over $1M and did not have time to fully assess what was structural and what was not. When we asked to speak to her manager, we were told no, we could walk away from the lot since they had a waiting list.
We should have taken this as a sign but we didn't as we did really want this lot, in this town and wanted to build so we made some gut decisions, not really identifying the implications. (And by the way, our tub is fine but way too small for the space.) The same time crunch was pressed upon us when selecting interior design. They also do not tell you anywhere what is 'included' and what the cost of the upgrades were. So again, when you are trying to make structural decisions, you have no clue what your interior will cost. All we were told was that we should make a budget. Yes, thank you, I'm buying a $1M house, I understand how a budget works, that was not my question. My question was for you to provide me with more information so I could make an educated, well-informed decision.
We were forced to pick all of the interior work (for a 5,000 square foot house, that is a lot!) in a 2 month time window and again, no changes were allowed. If you are like me and have children (I was also pregnant) and work full time as does your spouse, this is very stressful and they are not helpful. They told us to go look at model homes, which we did. When we came back and asked about features that the model home showed, like light fixtures, built-ins, flooring, landscaping, etc., we were told that these were selected outside of Toll based on their design team. Again, what?!?! Isn't that false advertising? Why are we looking at a home with a minimum amount of Toll features, even upgrades weren't featured. We said we would pay for them and they said they weren't even an option.
We got into multiple disputes about our actual lot. We were told one thing by said sales manager and project manager during the deposit and then everyone had amnesia. They also rotated Project Managers very quickly, we had 4 within a year and each one feigned ignorance about our situation, since 'they weren't here'. I understand if you want to rotate people (though not at that frequency but regardless) then they should have a process for communicating information. We continually asked to speak to someone higher and we were told no. Finally, our lawyer, sent a letter to HQ and unfortunately, that is when we finally got action but it honestly shouldn't come to that point.
Our house was delayed multiple times and for weeks and finally months. It was like being at the airport and your flight keeps getting delayed for 30 minutes for 6 hours, it was that frustrating. We would have a closing date, it would be pushed out a week and it continued for about 3 months. Finally, we had a closing date that we were holding them to or holding money (again, it shouldn't come to that point but it did). So they were actually doing the landscaping on our closing date and did such a rush job it is embarrassing.
We did have a punch list post the close date and they were actively checking items off for about 2-3 months and then they went radio silent. We are in our 11 month and like others, have not been contacted about our 11 month check-in despite multiple emails, phone calls and in person chats with the managers on site. Our yard still needs to be re-graded, front porch fixed, drywall re-done, etc.
They do subcontract out the work, like most General Managers and some contractors are OK and some are awful, no one was great. We had a closet system company come in after the fact since they just provide wire racking and Toll's upgrade options are of IKEA quality at Tiffany prices and he commented that in the undercurrent of the contractor world, the good guys won't work for them since they pay and treat people so poorly. I can't say I'm surprised. Our drywall and landscaping appear to be done by either amateurs or my mother (who doesn't know what a hammer or a shovel is), hard to say. One would think that again for a minimum of $1M serious contractors would be employed.
Overall, our house is fine, not amazing but fine. At the same time, my sister used a private builder and built a house (albeit smaller but by no means small) and it is amazing. I would say that in true American style (and I'm proud to be an American) this is pure quantity over quality in a cloak of disguise of consumer beware. A massively disappointing experience that I do not wish on anyone.

Promise a lot and deliver the bare minimum, if that. We bought a townhouse for mid-$400s in Ashburn as we wanted more space and didn't want to have to deal with parking issues in other areas. Everything during the purchase process went well and we don't have any issues with that. But Toll seems to have a "Bait and Switch" policy. We, along with all our neighbors, feel cheated as they withheld a lot of important facts from us before we purchase our home. My two primary concerns are the 11 months inspection and the parking in front of our homes. Their warranty representatives are full of it and do not deliver on their promises. We were told that they were going to schedule follow-up work as their employees did a shoddy job the first time around they came to fix the 11 month problems. The representative closed our tickets without informing us and when we inquired, they told us he has left the company. Here is the bigger issue:
On 05/31/2017, we were surprised to see that builder or the condo association put up a second sign on what seems to our part of property suggesting that the parking is reserved for the condo owners only. The first sign was put a few months back and a neighbor was able to get the numbered condo parking removed but it seems the builder and/or the condo homeowner association are after our parking again. This change doesn't just cause inconvenience for us but affects us negatively in many other ways.
Our property values will be negatively affected as the potential homeowners will see this as an inconvenience. Restricting us from parking in front of our houses is a big issue for all of us. Who asks their guests to park in the garage and enter the house from the backside of the house. Most of us have young kids and having the front parking makes us feel safe as we don't have to cross any streets to put them in the car. We have to maintain the fronts of our houses, water the grass and keep it looking pretty for the neighborhood. Condos owners aren't going to water the grass or remove the snow in winters. Essentially we will have to clean the front of our homes for someone else to use it while we can't. The only time we get to use it is when someone leaves a sales flier or something at our door.

Are you ready to get a big surprise when you spent time and was ready to move forward? Here is our experience with Toll. It is just for everyone's reference getting to know a big builder. We hope that new home hunters would be informed as we are among them and certainly did not want our time wasted with disappointment.
We visited Toll sales office in SE Michigan several times. The sales lady was friendly and warm showing us model home and introducing various features of the model house which was very nicely built with great design. We were told that the house should be built and closed in about 8 month and assured us that on-time delivery is not a problem. They even worked to arrange us a nice "sign-in bonus". So things looked good, and we were preparing for the agreement signing. Given that Toll has good publicity due possibly to their aggressive advertisement, we were happy that we came across a good builder. And that's when the big surprise came in. As the signing moment came, we were told that everything was all set as discussed so it will be effortless to get things done. Then these were what shocked us in the agreement they prepared for us:
Home delivery time: instead of 8 months of delivery, it will be "completed normally within 2 years, plus any extended time period deemed necessary judged by the Seller (Toll), with any adjustment in house plan and materials solely at Seller's discretion". If any delay or other matter happened due to a wide range of reasons, including Seller management issue, labor dispute, supplier delay, etc., the seller would take no responsibility. Without a reasonable HOA rule book and description of what the HOA would do and how it is run, a mandatory fee ($1000) must be collected up-front and buyer must agree to contribute. Whatever put into the agreement will not be discussed and buyer must agree and obey, as it is supposedly decided by their lawyers. No negotiation will be allowed.
So our take on what the agreement would mean to us: We could end up waiting an uncertain amount of time up to 3, 4, 5 years(?) for closing. If anything bad happens to the house, delay of delivery, material, quality issue, and so on, all we could do is to wait and accept the fact. They can charge additional fees without prior notice. Needless to say, it would be wise decision NOT to mess around with a builder like this! If anyone could please share with us your experience, including thoughts about how reasonable this Toll company is, please do so. We will really appreciate!

We have had nothing but a positive experience with Toll Brothers. They have exceeded our expectations. They delivered on every single promise. They've built us a wonderful home here in Florida. This will be the third builder we have worked with in Florida over the past 25 years and they are by far the best.

We made our warranty request well within the 11 month window. The final response came six months later and it was denied. The hardwood flooring boards are warping at the end of each of 70% of the boards in the house. The response was, "This is normal." I quote from the letter; In their December 16, 2016 letter, Armstrong stated, "Growth in the length of floor boards may cause slight end lifting of engineered flooring, which is a natural phenomenon that occurs when moisture at the bottom of the board exceeds the moisture at the top of the board." Warped hardwood is NORMAL??? A person at the township meeting on mold complaints (May 3, 2017) said, "This development was built on a marsh". I have no direct knowledge of this claim but the person lived in this area before Toll started building. If it is true the development was built on a marsh perhaps that is the reason my hardwood floors are warping.

I would like to start with one recent issue, although there are tons of issues I can complain about the "luxury home builder" Toll Brothers. We closed the new house around a month and moved into it 2 weeks. Very soon we found there are 11 nails popped up from the wall of the family room. The height is low where little kids can touch. We think it should be an urgent issue which must be fixed asap. However, after we reported the issue, the builder said it's normal and there will be more nail pops and suggested we wait until 11 months warranty as the builder only provides one complimentary drywall touch up for the nails pop up. We asked how about if the same nail pops again after they fix it. The answer is "unfortunately if they do, it would not be covered" (quote from email).
At first, we have 2 warranty. One is 30 days and the other is 1 year. I don't understand why the builder only fix once. More importantly, I think the builder should give a good quality house. When they fix issue, they should make sure their fix is useful. How come they fix only once and don't give any guarantee if it works. Toll Brothers said it is a luxury house builder. Ridiculous! Look at the customer service. Can you believe it? Last but not least, this is not the only issue. There are tons of issues I can complain about!

We've known Toll Brothers as being a well-respected home builder since we lived in NJ. We were relocated to Florida and had Toll build us a house. Did they make errors? Yes, 2 major ones! Since we had everything in writing per design, we brought it to their attention, and they did follow up with the necessary repairs and changes. Their architects are designing homes which are now form over function. They have models that have a full bath 6 feet across from the dining room. Imagine having company over for dinner and you have to do a number 2 with no window. Or a study with no windows. The company is truly going in the wrong direction.
What is extremely upsetting is that we purchased our home in a Toll Brothers Development of 400 homes to be built, they built 38 and pulled out because their sales were not brisk enough for the corporate ** at their home office in PA. Toll sold out to a single developer who is not capable of building more homes and keeping to the high standard of what Toll once was. We have now learned that Toll has done the same at 2 other Toll Developments nearby. The Toll Brothers company no longer cares about the buyers, it's all about the stockholders. It's sad because the development is starting to look like ** and HOA fees continue to rise along with Toll Brothers Corporate greed. Beware Toll Buyer.

We bought a single story home that was already built and being used as a model. The yard was already landscaped mostly with bark. During the rainy season the downspouts are so small the water runs over the drains like a waterfall. This has caused discoloration on the front of the house. I called service to come out and I was told this was normal. We've owned three other homes before this and have never had this problem before. How could they say it was Normal to have water coming off the roof like a waterfall. The yard was not grated and I have flooding in the back and side of my home. The lighting and cabinet quality are by no means luxury. Just wish we would have went with a different builder for the price we paid!

We built a Toll home and closed on it in April of 2016. We've had a number of shoddy construction repairs fixed typically after long delays. The drywall and paint was done so poorly that after several attempts by Toll to remedy, we ended up contracting with other than the illegal immigrants that Toll sub contracts with. Of course this was at our expense. Our high-end upgraded flooring also had to be repaired by and paid for by our own contractor because the Toll idiot they sent out was incapable of performing the work in a quality manner. My wife actually threw him out, something she's never done before.
Our real issue is the mold issue in all new homes in the development. We've gone through remediation, but after weeks of them finishing the job and getting them to repair the holes in the ceilings and replace our crown molding has fallen on deaf ears. All and I mean all of the new homes have mold. Most of our neighbors have or are hiring private mold inspectors and the majority have discovered mold in the homes. One neighbor is having his entire second floor replaced. Toll's solution - "keep your air above 78 degrees." We live in humid south Florida. That's not an option. They claim to have hired a NASA engineer, but given my mold issues you would think he'd want to talk to me and view my home. I think they lied to me about an engineer and have asked for reports. We've heard nothing. I called the city and they reported that Toll has not reported a mold problem. I had to report it.
I've contacted the media and a group of the neighbors are looking at a class action lawsuit. The benefits of buying into a high-end neighborhood is many of them are lawyers. My advice to others considering buying in PGCC is to hold. The air handling units in my home are 3.5 tons under what the square footage allows for. The problem is these small air handlers cannot keep up with the cool air requirements and are running constantly causing condensation to form and insulation in the attic (and main level too) to get wet. I had ceiling that were mushy.
Be mindful of the people charged with handling your warranty items. They are slow and unresponsive. I had to threaten them with their lives to get them to just show up for routine items. Then the work is always shoddy. We ended up hiring a contractor and spent three months and over $100k in remodeling much of the work that Toll did. Our guy told us there wasn't a square ceiling, wall, floor or anything in any room. This is true of Toll's approach to building your home - they are not square with you.

The workmanship is shoddy to say the least! Kitchen cabinets, bathroom vanities, appliances, and countertops were damaged during installation. Some items we paid extra for were not installed or improperly installed. The Design Center failed to note correct selection made by us and now we have tiles, etc., we did not select! 16 months after moving into our new house and Toll still has not been fixed, repaired quite a few items on, what was quite a long punch list.
Toll also failed to inform us that there would be $120.00 per months sewerage fee and that neither the pool, clubhouse, nor the tennis courts would be usable for more than one year. Dealing with Toll has been frustrating and irritating to put it mildly and despite Toll's continuous assurance that everything would be taken care of, this has not been the case!! So here we are with a Townhouse (for which we paid $700,000 for) that has cracked walls/ceilings, squeaky wood floors, damaged cabinets and appliances, exposed insulation outside, cracked concrete, and numerous other problems.

Me and my family went to visit model on the way to speak to a sales consultant in a neighboring community. Two ladies in office the younger was very pleasant and asked how she can help. The other older lady never said a word. While we were in the model the older sales lady kept coming in and watching us as if we weren't suppose to be there. Was not friendly at all. And kept chastising us throughout the visit. We were not allowed to take any pictures yet there is tons of video and pics of this model throughout internet. And were telling the children that certain drinks in kitchen were for other people. That kind of attitude does not fit well in that industry. Never got that treatment at any other builder community. We will not recommend.

We bought a new home in Regency at Readington in Whitehouse, NJ in May 2016. Toll Brothers failed to disclose a beer distribution warehouse approximately 50 feet from our backyard property. The Hunterdon Brewery Co which has 11 loading docks and spotlights along the outside of building. They operate 24/7 with trucks as large as 18 wheelers coming and going all night and day loading and unloading pallets full of kegs and cases of beer etc. The constant banging, crashing, scraping and peeping continues to occur despite numerous complaints to facility, Readington Township (Mayor Fort and zoning officials) and Toll Brother.
Unfortunately this facility was not mentioned or disclosed in our contract. No one can support that this is zoned or legal to operate in this capacity. Unbelievable!!! Toll declined to buy back our home and The Township just comes up with excuses for their lack of accountability. So, we are left with a home where windows stay closed, fans on high speed and a backyard that has not been utilized. The best part, is Toll still does not disclose this facility in their present contracts as they have over hundred townhouses still to sell in this community.

My husband and I were considering building with Toll Brothers in Weddington, NC. I recently stopped by the subdivision to speak to the sales associate and get more information on the models. The woman in the design studio, let's call her Kate, showed me into the kitchen and had me wait while she went to another room to speak with the sales associate. Let's call her Anna. Kate came back out and told me to wait for Anna.
I stood in the kitchen - no one else there - for over 15 minutes. Then Anna, with the most obnoxious, snooty attitude came out, looked at me like I was bothering her and said, "Do you have any questions?" In shock I said, "Excuse me. I'm a prospective customer. That woman told me to wait here for you. I've been waiting a long time." To which she responded, "Oh, come with me. I told her to tell you to come in the back office."
She showed me some models on paper and available lots. Honestly, I couldn't even pay attention because of how rude she was. She was even rude to a co-worker who walked in while I was with her. I was flabbergasted that TB would put someone like this in their front office to represent them when they are interfacing with customers who may spend $700k to over a million on a house. I'm so glad to have found this site. Now I can see TB has some major problems and I won't waste my time. If they are willing to have this person be my first impression, I'll see my way out. Thank you very much.

We recently attempted to purchase a new home in the Robertson Ranch development in Carlsbad. There was a big hole in the ground next to the lot we were considering. We asked about it and were told it was a water quality basin. The correct term is actually a "bio-retention basin", and it is basically a man-made water collection basin designed to collect rain runoff. There are going to be 29 of them in this community, with one right next to, and uphill from the lot we were considering. The Toll Brothers own disclosure statement had many serious statements about the basin, including warning that the basin could be "unsightly", "smell", and even be a "drowning hazard".
It soon became very obvious that Toll Brothers was not going to help us with even the most basic questions about the basin; questions like, "How deep with the basin get", "How long will water typically remain in the basin after a rain", and "How can we be convinced that water from a heavy rain will not end up in our house?" We independently got details from the city of Carlsbad and convinced ourselves that the risks were low, and continued with the purchase process, including picking exterior upgrades and even dropping off a $50,000 cashier's check. They sent us the final papers electronically to sign, and we signed them.
However, after we signed the final documents, we included a note informing them that it would be a good practice for them to help their customers understand these basins. Apparently, that statement broke the deal, they refused to sign and they sent back our check. We pleaded with them, but they refused to budge, making the ridiculous argument that "we would not be happy there".
After a few weeks of total shock, we swallowed our pride and started down the path of making an offer on another lot in the same development. We made a trip into the sales trailer and were treated badly again, with one of the sales agents effectively telling us that we deserved the way we were treated. That was it for us, we had had enough of the Toll Brothers' rude and disrespectful treatment. A few weeks later we bought a house just down the street in an established neighborhood.

We built a home in Weyhill Estates in 2014. The home took over 15 months to finish. However even after a forced settlement by Toll the entire outside of our home was not complete. The yard was not even rough graded, no driveway, and no outside paint but we still had to pay everything at settlement. No money could be held back to assure that they would complete these tasks due to a stipulation they had on the contract. The settlement date was put through the month before the actual settlement as to save Toll a month of taxes that we had to incur. This is why all settlements happen in Horsham so they can control this.
It took the entire summer for them to finally finish the outside of our house. We had a punch list of over 100 items that they also had to address. With each thing they did an appointment had to be made meaning missed work days on our part. We would do this to find out that the replaced materials we also faulty and they never even opened the box to check item first. The grass was put in, in the first week of July after telling the building manager Mike to not do it now wait till Fall. The yard is still a mess today. Loads of bare spots that still have no grass. In having a professional look at the yard we were told that there is little to no topsoil and that topsoil needs to be brought in and then seeded properly. It was 16 months when they finally finished our original punch list.
The worst however is the way in which Mike building manager and Kelly his sidekick treated us. In the process of all the above happening our existing home did not sell. We were carrying two homes. We were forced to put our new home up for sale too. Our HOA rules allowed for 1 sign to be in the yard. As soon as our sign went in the yard we received a nasty email from Mike telling us the sign had to come out. Him and Kelly connived together to get the HOA changed to say no signs allowed forcing us to remove the sale sign from the property. This alone is scary in that where is this headed? If they don't like something they change the HOA.
When buyers would stop at the sample home and ask if any instant properties were available they would even lie and say, "No, nothing" knowing our house was for sale. The best however is that we had as interested party looking at our house to buy, it is now 2 years of carrying the two houses. The buyers went to Toll and showed them our list of extras and said, "What would it cost to build the house today." Mike went and gave them $40,000 discount off the extras of the house in order to come in under what we are asking for the house so that they would not buy our house but build with them.
Mike and Kelly are the lowest of low. They lied numerous times throughout the building process to us and continued to lie and be deceptive even yet today. A $600,000 + home should not be delivered unfinished with a punch list of over 100 items. In talking with neighbors each of them have their own horror story to tell. Several giving up on having Toll correct the problems and hired other to fix things right. Some of us don't have that luxury and simply feel that it is only right with the money spent that they do what is right. However we are talking about Toll Brothers now aren't we?

I live in an area where Toll is trying to force a proposed development into our small neighborhood. This proposed development is situated directly above a very sensitive river which is being restored to support salmon spawning. In 2012 Toll was required to pay a civil penalty of $741,000 to resolve alleged Clean Water Act violations at its construction sites across the country. Having shown little regard for its customers in resolving issues I fear that Toll will continue to disregard their commitments and potentially endanger our wildlife habitat.
In a recent meeting with the city local citizens learned how close Toll and Master Builders Association worked with our city hall to allow development to occur willy-nilly here in our town. I am seeking creditable input from people who have complaints against Toll that I can use to support my concerns over having Toll build in such a sensitive area.

I had my end of year walkthrough and was very difficult to schedule (after requesting an appt online and calling the office). After someone did call me back, denies getting calls and states it's too late and passed 30 days after 1 year anniversary. I still have a cracked sink (in a brand new townhouse) that I showed the guy in the first walk (at 4 months) that was not fixed. This is a nightmare, worst experience ever. You call and no one calls you back. Good luck!!

This Toll Brothers build has to be the worst house building and buying experience ever (building is not my first rodeo). The construction manager is an arrogant jerk who does not pay attention to details. A worker flooded the kitchen and great room and the CM told us it was "cosmetic" and nothing would be done. When we kept pushing the issue, a moisture test was reluctantly done, which yielded a much different result and ended with new floors and cabinets. We are closing at the end of the month and I have such buyer's remorse and am afraid that I have made the biggest $800,000 purchase mistake in my life.
Not only are there construction issues that range from a cracked foundation to showers/toilets that workers used to urinate and defecate, but Toll, as the sole HOA representative, is allowing the backyard neighbor to keep a permanently installed basketball goal feet from my house. So the attached picture is the view I will be waking up to every morning from my master bedroom window. There is nothing "luxury" about this home and I have more trust that the roaches will survive Armageddon than I have in Toll Brothers. If I had to do it over, I would not have purchased a Toll Brothers house.

Toll Brothers Northern California was a very interesting experience. First, they use high pressure sales tactics. Then, they lie and tell you things that are not supported by the contract. Curious that the construction people say one thing, and specifically say the salespeople are not trained and don't know the product. Then the salespeople say they are "just peons" and can't do anything.
Bottom line, have your attorney read the contract, before you do anything, in spite of the high-pressure sales tactics. You'll be relieved, as our attorney said she had never seen such a one-sided "contract of adhesion", which basically allows Toll Brothers to do anything they want, even against your interests, and then hide behind their contract and "screw you". I can give specific names of salespeople who are particularly dishonest, or very naive, if you would like. So we didn't sign a contract, and happy with the other builder we chose. We figured the housing market is so hot in Northern California, they don't care and it's obvious, and the Toll Brothers construction manager is so inexperienced even the new homes are now falling apart!

My parents have had the worst experience dealing with the sales rep at the Active Adult community at Toll Bros. in Elgin, IL. Interesting how their friends that bought there warned them about her deceitful ways but they wanted to buy there and tried to be cautious when dealing with Debbie **. The truth came out later when they found out how she talked about them unprofessionally when they left and how she lied to them about several items pertaining to the purchase of their home just to make a sale! It's so bad that my parents are pursuing legal action against Debbie **.
I know there are posts about how customers are unhappy with quality or disappointed with other parts of their purchase at Toll Brothers but the deceitful, unprofessional comments and lies from the rep in Elgin, IL named Debbie ** are beyond what anyone should deal with when buying a home. Be cautious of her if you even think of buying a home there! You will be easily fooled like my parents and their friends were but hopefully the legal action will stop her!

If you buy a Toll Brothers Home, you will be very sorry. After four years the drywall cracks are popping up everywhere, and the new project manager tells me it's not under the warranty. The wind blows, the beams move and cracks the drywall. Cracked drywalls will not appear within the one year warranty. The new project manager told me he will only help if the floor falls from under me. Beware of Toll Brothers Homes. They hire cheap contractors to build you house.

We recently purchased a new home from Toll Brothers. We were very excited until we received a phone call from Toll Brothers telling us that the plot size was not correct and the fence in the backyard had to be re-aligned. We were told that since it was a model home, the contractor installing fence did not pay attention and just installed it where he felt like. There are 4 model homes that were built by Toll Bothers in this community. All the 4 homes have fence laid down in a straight line. These model homes were sold in AS-IS condition with necessary warranty on homes. The Sales Office never ever made any mention that the plot will be resized. We signed contract, paid our dues and were very happy living here until after 8 months we got this surprise call.
It's just so frustrating. We planted some good fruit trees along the fence, got the back yard landscaped and now they come with this proposal. All what they say is we will replant those tree and if these trees don't survive Toll brothers will replace them. We don't even have sufficient place to replant them after landscaping now. I am sure they will try to squeeze these trees in the small space just so that they are able to save cost. We thought it was our dream home, but don't think it is any more now. Not sure how many more such surprises are in store for us in future. Totally frustrated.

April 2015 was when we paid the deposit for our $1,350,000 Moorpark Masters Community. Kathleen ** was the Sales associate. Comments like "you should have read the disclosures on the wall in the models" or "read the fine print" or "you did not ask" are just some examples of the high handed ways in which this "top sales" executive speaks to buyers. Her first response is always "NO." Then you the buyer of the 1.3 million dollar home need to reason with her. She will make it as tough as possible. If you're up for the challenge, go for it!!
TBI mortgage - division of Toll. Disaster!!! Turned me down at first. Kicked up a fuss. They gave me such hard conditions to fulfill that I decided "no way am I giving them my business." I'm one of the few who have a successful business, several rental homes and enough cash to buy the house outright. Just the way Toll and TBI is. BEWARE!!

I closed on my Toll Brothers townhome in their Marlboro Ridge community in Upper Marlboro, MD in December 2014. Approximately six weeks prior to closing, during one of my weekly visits to the home to check out the progress, I saw that the granite countertops in the kitchen had been installed. Initially I was excited, however, after lifting the blue plastic wrap that covered the granite, my excitement immediately turned to confusion, as I thought that the wrong granite had been installed. I sent an email that same day to the project manager, M.M. expressing my concern. Through the exchange of emails it was determined that the "correct" granite was installed as the name of the granite that I selected at the design studio, Golden Beach, matched the name of the granite that was installed.
I recently revisited this issue with project manager M.M., and later senior project manager C.F., in hopes that Toll Brothers would extend a concession to replace my countertops considering: (1) that my request to pick out my granite slab was met with a "no" (apparently a policy of Toll Brothers); (2) the vendor that supplied the granite sample was different from the vendor who installed the granite, which, according to M.M. ultimately "didn't matter;" and (3) the difference between the 12" x 12" sample is so vast that they are only the "same" in name (see pictures of my design studio selections with the backsplash above the granite sample in comparison to what my kitchen countertops actually look like). In the end, I was reminded that I had signed the granite addendum and that the correct named granite was installed and because of those two things Toll Brothers would not absorb the cost of replacing the granite.
As I am familiar with granite being a product of nature and the fact that variances in color can occur, that is the primary reason why I asked if I could pick my granite slab. I don't understand why Toll Brothers, while allowing customers to select options as small as cabinet knobs, at the same time wouldn't allow selection of something so expensive that is often a focal point in a room, but rather install it sight unseen (to the customer). I am completely dissatisfied. And Toll Brothers doesn't give a rat's a$$ about customer satisfaction because the contracts (and addendum) are written to limit their responsibility, financial or otherwise. However, granite addendum be damned, this all could have been avoided had I been allowed to pick my granite slab.
So, now I will be out of thousands of $ because I have started the process of having the granite replaced. I put down my deposit this past Thursday and measurements scheduled to be taken next week. I would NEVER recommend anyone to purchase a Toll Brothers home because when it's all said and done they really don't give a ** about their customers, only getting homes sold...

We purchased a house for over a half a million dollars to have our sump pit in basement constantly run after barely a huge rainfall and this was after Toll told us that the underground drainage would prevent this from happening. After months of haggling Toll finally realized they cut off under floor drains and had to dig up our yard, still no success. They then dug another huge hole in yard and drilled hole in our foundation wall and still no success. To top it all off the sump pit liner has had a hole in base of it since day one and the way Toll fixed it is with a patch. We have never received an answer on how they will handle this if the patch comes off. Toll is really quite arrogant and never pleasant to you once you have paid for your house. They are really a culture of big corporations and only care about the bottom line. Think twice about purchasing a Toll house.

I recently put a reservation deposit on the Toll Brothers' Media, PA site. After dealing with Brett ** I was so offended by the tone in which I was spoke to and manner in which I was treated that I walked away from the home site. I was constructively called an idiot, there was miscommunication in the emails as to whether I should go to the design studio or the site office. I actually wrote an email to confirm the location, which I explicitly stated as the design studio, and was told that 'everyone else managed to figure out that it was here.' He was also combative when I tried to discuss the possibility of obtaining a buyer's agent. While he battered me with the statements and disclosures, he did so in such an unprofessional manner that I completely shut down.
I was about to spend in excess of half a million dollars and was being chastised and second guessed. Perhaps there are people falling over themselves to drop that kind of money at their property but I will not be one of them. I will never work with an organization that tolerates or otherwise promotes people with this temperament. I expect a minimum amount of respect and decorum in an environment where such a significant life choice of the purchase of a home is being considered.

Toll Brothers were the worst experience as far as building. Their warranty staff are full of it. They do not back up their work at all!!! They should go into fairytale story telling business instead. Lots of lies, no doubt. Makes up stories as why they didn't get to your warranty work. Going on 12 months and they still haven't resolved our floor issue which was at the 4-month walk through. My house has flaws everywhere I look. After 15 months of complaining I still have a huge list of undone items. Seems that all they do is rush to meet quotas for quarterly financial statements, and the hell with their customers once they get you on the hook. I was told many times that I should not worry because eventually they fix the problems. Nonsense. Toll Brothers does everything they can to delay fixing problems.

My husband and I have built 4 homes from dirt up. Toll Brothers was supposed to be our last and forever happy home but this builder took away from us what should have been a beautiful and pleasant experience. We built 2 homes with the same builder, would have built our 3 with them as well but they were bought out by another builder. We never had any issues with the homes we built before. Tolls claims to build luxurious homes and to be the builder of the year for many years. Their homes are very pricey but they only use all cheap quality products. On the surface the houses look good but they're not built to last. Please steer away from this builder, they will not do you good. We were asked to put over $35K as a down payment in a subdivision that would not start construction for another 18 months. This should have been our first clue but we missed it.
When our plans had changed and we no longer needed to move in the area, we asked to cancel our contract as NOTHING, no work at all whatsoever had been done. There were no streets yet, no excavations of any kind, no home floor plans had been submitted to the City, absolutely nothing had been done and they told us that we could walk away but they would keep every penny of the $35K plus we put down. We basically were bullied into buying the home but had hopes that it would be a good home, so we kept our promise and satisfied our end of the deal. The same day we purchased the home we entered the house just to discovered badly scratched hardwood floors that had been hidden from us during walk thru. Kitchen cabinets were also severely damaged. A backdoor was installed backwards, door hinges were on the outside so easy for anybody just to remove them and gain entrance to our home.
Within one month of moving in, we found a major water leak in our basement, there was a leak in our roof!!! Our home office was extremely cold so submitted a request to check and "improve" the insulation but they never even attempted to find the source of the problem. They just kept telling us that they had passed inspection and all was good. Consequently, we bought a personal space heater to compensate, and discovered that the lighting and outlet receptacles were in the same circuit and could not handle a small space heater. We'd lose power on our main floor when we tried to warm up with the office. Tired of all the problems we were having we hired a home inspector and among many problems he discovered that there was no insulation whatsoever in the office room. Unbelievable.
This builder only responds to threats. They will push fixing anything until they're caught and cannot longer escape their responsibilities but the aggravation they cause, it's way too much to handle. There are about 25 homes in the immediate neighborhood and all the houses have experienced same major problems. Please cover your bases and protect yourselves, your families and investment.
We will never build with Toll Brothers ever again nor buy an existing Toll Brothers home but if you want to risk it, please do hire a realtor and a lawyer. Do something to protect yourself. They know they have people right at the get go when home buyers put their huge money down deposits. We understand nothing is perfect and things happen but what made our experience even worse was the attitude of the builder. The same project manager became our warranty guy, they were way overworked, very inexperienced and it seemed that they simply didn't know how to fix, what to do and/or simply didn't care.

The development is overpriced, the staff are overworked, and the individual construction personnel are at a minimum deceptive and at times negligent. If you do want to consider these homes, please retain both a residential real estate broker and an attorney, and read everything carefully, as the contract is a "contract of adherence" that they hide behind whenever things go wrong, which is often. Please also carefully inspect houses being built as they are made of very cheap materials. It is expected that the former Shapell properties they bought in Gale Ranch will be made of similar cheap materials.

Toll Brothers overstated total square footage of this home by 293 square feet. Toll also provided false but different square footage information to the tax assessor and building department regarding this property. Toll Brothers did not disclose significant wood flooring damage nor a voided floor manufacturer's warranty prior to sale. This builder is a disgrace! Prior to purchase, I made them aware no latex products. My rugs were glued down with latex and the fibers were latex. They would not pay to replace them. I had to rip out the floors because of the glue and replace by myself. I was hospitalized from the latex!! $30,000.00 on a brand new home out of my pocket. The roof shingles fell off and they would not replace. More money. I had six leaks in the basement - they would not fix the sump pump or replace or regrade as water was pouring into basement. I now have a huge 9-foot construction crack because the sprinklers were placed too close to the foundation. They did not fix it! Also, my sidewalk disintegrated and the front railing is broken. Never, never use this builder. The township will not help. The association can do nothing. People have leaks and frozen pipes. Just awful! I also have a cracked unpainted portico. All still from settlement - 3 years ago and never repaired.

The brand new home was purchased in October 2014 and come with one year warranty. The broken back door seal caused a false alarm with our security system so I filed a repair request next day on July 20, 2015. We have had several phone and email communications with Mr. Steve ** in their home warranty department, but no action ever been taken in more than two months. Until today after logging onto my online warranty account, I was shocked that the repair request was already closed.

We moved to what we thought was our "dream home", and it has been one thing after another. Our first week in our new home.. July 4th weekend.. our master shower flooded our master closet, soaking the rug thoroughly. It stayed soaked until the following Tuesday, causing a strong smell of mold. They came and fixed the problem, which was plumbing. My beautiful wood floors have paint all along the baseboards (not what you would expect from a # 1 builder). Our septic system wasn't installed properly, which we only found out by accident. Dry wall has huge mistakes in it (throughout the house). But above all that, we had a $350 water bill the first month and now a $600 water bill, I have no water pressure in my kitchen sink and we have a massive water leak somewhere. If I had to do it all over I WOULD NOT.

In 2010 I was attempting to purchase a home in a new 55+ community that had just opened in my town. Toll convinced me to finance with them. In spite of the fact that I could not qualify without the sale of my current home, they qualified me when no other lender would. As a result of poor legal advice, I was locked into the contract in spite of not being able to sell my home.
I subsequently lost arbitration and now, in spite of the fact that they sold the house they had built for me, retained all of my deposit money as well, meaning they recovered in excess of the original purchase amount, they have now filed a judgement against me to recover an additional $18k because of a condition in the contract saying that I owed an additional 5% at closing. So now they are looking to recover almost $30K in excess of the original price and have filed a real judgement on my current home. I believe that they have engaged in unethical business practices and it is unfair that they would be allowed to collect more money on the house than the original deal was for.

We built a new home with Toll Bros. in Colorado in 2014. Toll Bros. touts themselves as a "Luxury Home" builder, but in our experience it couldn't be farther from the truth. We have several major issues with the home, and not one major item has been resolved in over the 7 mos. we have lived here. We have been met with great resistance and complete incompetence. The major issues are: "upgraded" hardwood floor peeling, splitting and cracking, our basement concrete floor continuously flakes which produces a large amount of dust and is an irritant to the respiratory tract, our driveway was poured incorrectly, our "upgraded kitchen cabinets" are splitting, every time we use plug our vacuum in we blow a fuse in the house.

Toll Bros is putting up "The Sutton" a 33 story monstrosity. I am in a small bldg next door that they should have purchased and used for parking. That said, our bldg was sold in the process. My life has been a horror since this job began. I had broken screens, rocks flying though my windows. Now I have a huge hole in my living room ceiling because Toll Bros used their weight and took over using my bldgs roof for all their equipment. The former "go to" contact quit (I can see why) and the man ____ in charge will not respond to my calls or send men over. It's raining. I have a big open hole in my ceiling thanks to Toll Bros equipment on the roof and as a tenant caught in the middle of politics between my LL and them.
Warning if they come to your neighborhood they will make your life a horror. I now have mold. We have major leaks I mean pouring through the lights in the bldg non stop when it rains because they don't care about anyone but time is $$ and to finish their project. Where is the accountability? There is no one to complain to, if you call housing they all know each other it falls on deaf ears. I can only think this is a way to harass tenants out of their homes. How would they like to listen to blaring music at 7:30 AM, the guys used to bring their own radios. I had to along with the entire bldg run away from home the first 6 months. Now I was told call ____ don't want to wind up with my bldg on fire, he is ducking every call as my apt has an open hole to the sky, imagine?
They are NOT nice people to deal with. The only nice person ** is gone, the rest just run you over. Why don't they use union labor? There might be someone to call at least. Not professional, could care less about the neighborhood and I see how fast they put up the bldg it will probably fall apart just as fast.

I spent almost $1.4 million on my home in New Jersey in 2006. No landscaping. Nothing for that price. I love my model. The Hampton with grand conservatory, playroom above, Naples sunroom but I can't even get $1,000,000 for it. $550k worth of options not even noticed in my home. People didn't believe it when they saw my home. Cheap gold fixtures, level 1 granite, GE monogram appliances (only good thing). Since I can't sell it because it's in foreclosure now who knows what.

I purchase house from Toll Brothers in October 2013. In March 2013 the shower in master bathroom started leaking. It damaged ceiling in the kitchen and requires re-painting. When I spoke with warranty manager **, he was rude and hang up on me saying it was my fault not maintaining my house. Per independent inspection, I was told that the initial materials that were used in the shower should not be used for this type of work. Since this area is very sensitive and highly effected by water, this type or work require calk.
Grout that was used was not appropriate material for this conjunction of shower and bathtub. Shortly grout was wear out and water started leaking. Being not aware of this poor jobs and what it can cause, we did not pay attention for cracks in the shower. Needless to say that grout had cracks all over the house in the couple months we moved in. The leaking water damage ceiling in the kitchen and I was suggested to fix it on my own expense. I feel that this is not the type of service expected from the builder and the name.

Since moving into my newly constructed Toll Brothers home 8 months ago, I have encountered several issues with the electrical wiring of the home where my breakers are constantly tripping. The repeat breaker outages, I'm told, are "just how they are made." When the electricity goes out, my alarm system is disabled and an "FC code" appears on my keypad which means "failure to communicate." If my electricity powers out while I'm sleeping my alarm system is rendered useless. In addition, I have been back and forth with Toll Brothers to correct a shower that has leaked since day one and is now causing damage to my bathroom tile floors and bedroom carpet. After several tech visits to attempt to fix the leak, I'm told by the service manager that "frameless shower doors leak" and I'm expected to live with it.
Meanwhile, the last tech that was in my home stated that it was likely that the doors would have to be removed and the platform where the water is puddling would have to be slanted inward in order to keep the water from pouring out onto the bathroom floor. With Toll, however, you have to fight with them in order to get anything done. I'm only listing two of the countless issues with I've encountered with my "so-called luxury home" and I would never buy or recommend anyone to buy from them again.

I have sent the attached communication to two different senior vice presidents and they have not even had the courtesy to respond:
I felt it was necessary to bring this concern to your attention as opposed to addressing this locally since my previous attempts did not remedy the condition with my home. I have been the proud owner of a Toll Brothers home purchased in 2005 located within the Island Lakes development in Novi, MI. I recognize my home is now over 9 years old; however, we have had reoccurring issues with our garage floor concrete cracking and disintegrating for 6+ years with one ineffective warranty repair attempt. In my opinion, this is something a homeowner should never have to deal with considering we are talking about concrete. I have had three previous homes and currently own two in the state Michigan and the only home I have ever experienced this problem with is our Toll Brothers home. Ironically, the most expensive home we have owned costing us nearly $800,000.
Toll previously acknowledged this issue several years ago when warranty repairs were made (I apologize I don't recall the exact timing). The contractor who made the repairs at the time indicated that he couldn't cut into the concrete slab since it was a pretension slab and therefor only repaired a small section of the floor which was completely ineffective. The concrete is crumbling and to the point where rebar is now exposed. If this was repaired correctly the first time, I wouldn't be dealing with this issue at this point and I would not have wasted over $4,000 in having my garage floor epoxy coated twice.
I have attached a couple of photos so you can see for yourself that this issue is not normal and that the previous repair was completely ineffective. As previously mentioned, I have been proud of my home (and garage); however, the existing condition of my garage floor is an embarrassment to me and to Toll Brothers as the builder. My home is located within four homes of your existing model on the same street and I'm quite certain this is not how you would like to demonstrate your build quality on a structural related item.
I'm hoping I can appeal to you for assistance with getting this finally repaired correctly and restored to the original condition without having to pursue other actions. Please contact me should you wish to discuss further.

We purchased a spec home in Dec 2014 from Toll Brothers. The sale agent told us that if we did not come in ASAP there was another buyer that was going to take the home. This was a lie to get us in there to sign the contract. They claimed that if we did not sign before that Friday the price would go up 50K. Two days after we signed the contract the sale agency and general manager contacted us to say that we needed to resign a new contract. We refused to resigned a new contact! Now that we have been in the house for 3 months we have found the following issues:
Air leaks round all the windows. Inches of water standing on side of house - was told by the warranty company to install gutters -- say what! Should Toll Brothers do that??? Musty smell coming from under the master bathroom tub -- the warranty company told us that they weren't going to pull tub because it would inconvenience the hometown... say what! We told them we were already inconvenienced and sick by the smell.... Toll Brother you NEED TO FIX THIS ISSUE.
The office area was ice cold -- we were told to leave the doors open. Come to find out the vent was drywalled over.... their inspectors did not even find that before closing. No air vent was installed in a closet -- we were told that was normal. However, the same home (Model Home) had a vent in the same closet. Why lie! Hardwood floor as so thin -- can not even get one sanding on them! They call it a luxury home and the enter way had a bathroom light hanging... this is a $653,000 home in Texas... come on.
Toll Brother was pressing for us to use their lender (who was part of Toll Brothers). Even up until the day before closing they kept pushing. The 2 car garage is so tight (small) you can not pull a car straight into it. Such a poor design. There are wires hanging outside the house -- we have ask several times for them to be covered. We were told it's not their responsibility. Toll repaired holes in wall with tap and plaster.. found this out when trying to hang a picture.
These are just a few things with this Toll Brother's Home. My family can not wait to sell this home.

We purchased in 2014. Our microwave had problems the first month. Had whirlpool service out three times in five months, then our whirlpool stove which paid for upgrade does not clean. Had serviceman out twice and still does not work. After talking to Toll brothers with many complaints they said my problem with whirlpool, would not stand behind what they sold me. Now whirlpool said that's nature of the beast with Aqua clean stoves and said they would charge for anymore service calls. In my opinion Toll should stand behind what they sell and they told it's my problem so beware I would not recommend this company. We have had problems with floor in garage and basement cracking and fight to get our landscaping done correctly.

These statements were made or omitted by their sales people: "Property tax are usually lower living on a golf course..." What a laugh. The HOA fees are only $105 a month... that would have been true 7 years ago. After you move in, any builder's upgrades can be done for the same builder's cost... a wet bar upstairs would have cost an extra $18K over the builder's ($6K) cost; you can dine at the restaurant here at the golf course. Forgot to mentioned that you need to be golf member; they forgot to mentioned about the additional semi-annual $423 supplement tax. Had paid $125K view lot premium and found that a person who bought a lot on a hillside would eventually ruin our view of the city. Do your own research and have it in writing!!

Since we moved in less than 2 years ago to our newly built home, we quickly realized the poor quality of these homes. It is shameful that for such a big name, you would think they would exhibit more quality in their work. We recently noticed our little girl’s room with water damage and the dining room below as well. They reported it as secondary to ice damming and as they said, was not covered by warranty. They never even sent any inspectors to better assess the damages... poor follow up. No concern for health issues... shameful! Do not buy from Toll. We should have better researched before having them build our home. We live in a new community and trust me, they don't trust Toll. Our neighbors have a list of complaints as well which they have hired their own contractors because they don't trust Toll even within their warranty still. I'm very much infuriated and embarrassed to have spent on this poorly built "luxury home".

We lived in a Toll Brothers home for 11 year, it was built in 2002 and from the time we moved in till the time we sold this dump: The wind could blow and our siding would fall off. Our roof shingles would fly away. In the winter you could feel the icy winds blow throughout the home. Our driveway sank because they never put enough dirt and stone down before they paved it. I did contact Toll Brothers a few times and they could never help me because the home was out of warranty.
All the problems happened right when the warranty had ended. So we ended up buying a home that is 38 years old and we have no problems now. I guess they don't make things like they used to. So buyer beware if you want to buy a expensive piece of junk, buy a Toll Brothers home, you won't be disappointed. Shame on you Toll Brothers for selling crappy homes to unknowing customers who are spending a lot of money on your homes. This should be considered legal thievery.

We live in Camarillo California and this state does require that homes be build up to code. But Toll Brothers were able to work around some of the requirements or building inspectors were not diligent in their inspections. We first notice a problem with the tile in our master bath, the grout was bubbling up and turning to a cottage cheese consistency. Then the tiles starting lifting. I called Toll and they sent someone to inspect. That person thought I was stupid and told me that it was not Toll's problem. I show him water spot in the stairway which I believed to be coming from the shower. He left and I sat down and wrote corporates office and the next day got a call from a President of Toll Brother, office in California. He sent out the same agent and he agreed it needed to be repairs.
You will not believe what the repair man told me, he said it was not too bad. The water probable would not reach that area of the shower. I told him that the person who put in the tiles run out of tin set and use grout to finish. That is why they lifted. I asked him was his work going to lift as well, he said “no, I do good work”. We finish with ‘get it done and get out of here.’ Two days later the shower door left off the hinges. Too many problems to mention in this letter.
We have joined a law suit with 8 other neighbors. Toll Brothers asked to speak to us and I thought I would hear them out. The warranty manager came to our home and he try to tell us that suing them would not be productive and we would only get about $5000 when it was all over. He told us they would fix all that was wrong as long as it was under warranty. I ask if the two window behind where he was stilling would be fixed? Each window was discolored and had a hand print between the panes but one was cracked. He told us one would be fixed but not the one that was cracked. I was done talking to him.
That evening I wrote a letter to Toll Brothers corporate office and sent one to the warranty manager. In the letter I told them all that was wrong with my Luxury Home and that I did not want any of their workmen in my home. Toll wanted us to drop the law suit and to that I replied that I would accept $80,000 to drop the suit. Never heard back.
The only way to deal with big business is to sued. I have never sued anyone but Toll Brothers deserve to be told they cannot come into our state and treat us like we are not intelligent hard working people. I paid way over what this house is worth, that would not be so bad if the house was built by a builder with integrity. The only way they will learn is to hit them in the wallet. Best Wishes.

If you are thinking of building with Toll Brothers in Colleyville, please listen to this. Toll is a semi-custom home builder that has just a few "plans" to choose from. Take a look at every Toll home and notice the following... No chimneys (they are vented..looking like a chimney inside but an ugly silver vent outside). Extra small patios - Your neighbor who built custom has an awesome patio...you're stuck with a 8X8 piece of concrete. Toll comes from the northeast where patios aren't a big deal due to the weather. Texas folks like large outdoor living and you won't get it with Toll. Minimal landscaping.
Forget the sides or back of your house....Toll provides the most minimal possible, unless you buy their model home. Weak roof pitch. Forget those steep arched roofs, cost too much for Toll. Cheap bermuda grass. It will be half dead and not look right next to your neighbors St. Augustine grass. Cheap windows and insulation. Bare minimum to comply to code "standards". Aluminum garage doors. Spend $500K plus on a home and don't get a cedar door? Ridiculous.
Back yards aren't flat. So, mowing in the summer becomes a beating. Drainage becomes an issue too. Extremely small front light fixtures. They build a 4,500 sq. ft home and put in a 12' fixture. Ridiculous. No retaining walls, smaller gauge fences, king brick instead of queen. Splash blocks instead of french drains. This is so cheap and silly when you pay 5-600K for a home. Siding on the back/sides of the home. This is so terribly cheap. You should demand they use brick/stone/stucco.I could go on and on. Please, if you are looking at Toll, demand a better quality house. You will be happier and actually be able to sell it for what you paid for it in the long run. I've seen it in my neighborhood...Toll resellers can't sell when the customs are selling above market value.

I was sucked into signing the contract with 2 checks - $2500 and another check about $25000+ - but I was never explained that I could lose the whole amount if for some reason I do not want to proceed. I had to back out as the house had major flaws. I asked my money back thinking I will lose my deposit ($2500) but builder told me I cannot get anything back. So they gave me offer to build, they sucked in additional amount, so it's close to 40K they have taken and eating interest upon it. They have employed their own TB mortgage company to pre-qualify. They are agreeing to pre-qualifying but with condition that I cannot meet, as I have another home that is on same. They want to guarantee that I should have the house sold by closing - not.
Who in the right mind sign the contract as no one knows when you can sell your home. I was thinking this is a condition of rejection of pre-qualification, but TB mortgage is making it appear that they are qualifying me. This is simply to make sure they don't return my money they have sucked in, as in the contract it is written that they will have to return my earnest money if then I don't qualify. According to me I am not qualifying but TBI puppet mortgage company of TBI says I am qualified with the condition they know I cannot meet, basically they want me to file for bankruptcy after they have sucked all my money until the house is built. I DO NOT RECOMMEND anyone going to this cheat and misleading builder. I WANT my money back, so called 'Builder of the Year', but you have no value for customer service. This will be biggest regret of life.

I wish that I had Googled "How did Toll Brothers get Builder of the Year" and found this website before we signed our contract. We had been looking for a lot with some privacy and a view for several years and were thrilled when we found this one in Dec. of 2011. We were so thrilled we were happy to pay the hefty lot premium to secure the property of our dreams (in the second phase of our sub, people went on to pay double and triple for their lots with the same views). The sales manager was quick to point out that our lot backed up to "open space" and that no structures would be built behind us. Two years later we have the community pool 400 yards from our house and the city is putting in a rather large park in the area behind our homes. This was a deal the developer made with the city 10 years ago and neither our city or anyone at Toll Bros told us about it.
As is required by Toll Bros, we had our landscaping design done as soon as we were able in the spring, keeping in mind the grading that Toll used to build the house up on the lot (12% in some places). When we purchased the lot, the lot was flat. When the house was being constructed the foundation stuck out of the ground 6 feet. We assumed that Toll filled and compacted the soil around our house during construction. Big mistake. We had a patio with pavers installed in the area directly behind the house. By the time it was finished, it was beautiful and we were so happy. And then the rains came. Apparently the gutter system on the back of our house was not designed to accommodate the mass amounts of rain that we got in the fall of 2013.
We had video of the water pouring out over the gutter and showed it to Toll. Of course they denied any responsibility for not compacting the dirt or the fact that the gutter was not large enough, and were told that the sinking that was occurring around our house and the caving in of our patio was due to one sprinkler head - even though the sinking was occurring directly underneath the runoff area of the gutter. Over a period of time our patio fell apart. Since it was still under warranty with our landscaper, he initially fixed the problem. The gutter remained and so did the problem.
The patio fell apart again and after going around and around with Toll and our landscaper, Toll finally agreed to fix the patio. Only this time we had to use "their" contractors. They would not pay to have our landscaper fix it again. They brought in their crew and they took apart 2/3 of our pavers and put it back together again. This time it didn't look like it did when it was originally installed. The pavers were not level, edges were uneven and pavers had gotten cracked and replace with pieces they were able to scrap together. But we weren't finished with the patio as it started coming apart again. Still Toll would not replace the gutter above the area that was sinking.
Finally, when we had some other work done on our upper deck, we instructed the contractor to replace the 3" gutter with a 6" one. It cost us about $350 for the gutter and installation. But the patio was still not right and Toll would not fix it so we had to bite the bullet again and pay our landscaper an additional $7,000 to come and make the patio look right. I am happy to report that there is no more sinkage in that area.
After taking care of the outside part of the patio, we have now discovered that the corner, underneath our deck, where no water is ever supposed to get in, is sinking! This is the patio that Toll installed during construction of the house. Our 4th warranty guy in 2 years stopped by the other day to take a look at the patio (and a window that was already replaced one time and seems to have blown again) and I just received an email stating that Toll is not going to do anything about the sinking patio - or any of the other issues because our warranty period is up. He sent me blueprints showing that it was attached to the house according to code. So why is it sinking? We will get to pay the landscaper again to make it "look right" but that is not to say that it will stop the problem. So you get a one year guarantee that your house will not fall apart...after that you are on your own?
We have had other issues with Toll as well. The surround sound system that we purchased from their subcontractor ($20,000) never worked properly. After too many visits to recall from their subcontractor trying to fix it, we finally brought in someone from the outside, only to find that we didn't even have the proper equipment to operate the system! It took the new company a few days (and an additional $3,500) but now the Connect 4 system finally operates as it should.
I could go on and on with the little things that Toll gets away with just because you are so sick of having people in your house that after awhile they wear you down to the point of just living with the smaller things. The first year it seemed like we had a revolving door of people in here doing warranty work. Shoddy paint job, plants that they put in your yard that die and you get to pay to replace later (one replacement - is that even a warranty?) uneven floors because if they fix it, you only get half new tiles and they can't guarantee that they will match the originals. We were told that the house was never going to be perfect. Well they perfectly got all of our money at closing and we didn't even get the key to our house (literally, we didn't get the keys to our house, they forgot to bring them!). We have spent over $20,000 in the past two years to fix things and make them as they should have done in the first place and it seems that we are still not done.
We did read some negative reviews prior to building (but after getting locked into their contract) and thought maybe some of these people were just being overly critical. Well now I must apologize to those people because they were telling the truth and we should have not gotten so distracted by the view and paid more attention to the reviews.

Many homes in our neighborhood have had problems with leaking roofs and skylights for years. The neighborhood is only about 15-17 years old, and now more than half of the homes on our street have needed a complete roof replacement, which averages around $15,000. When the homes were built, they advertised 25 year shingles. I don't know if the shingles are deficient, or the workmanship was. Our house has had a leaking roof since it was 6 years old. We have had 5 visits from various roofing contractors which in total cost over $3,000 just to get it to last this long. We have rotted drywall in the 2nd floor ceilings and mold problems. The skylights constantly leak too.
There is no reason a half million dollar house has a roof that doesn't even last 15 years. If you look on the Toll website, there are links to just about everything (Sales, Stockholder information, housing floor plans) except complaints from existing customers. You would think they would want to know about the problems people are having so they could correct them, but they really don't care. Once you are out of the warranty period, forget it. They also do stupid stuff like put the hot water heater right in the middle of the basement so you will need to have it moved to a better location like under the steps if you finish your basement. The electrical system is also a piece of crap.

The siding of my single family home built by Toll in Martinsburg, WV has become distorted and crumpled due to heat reflected off my own bay window. Apparently the installed reflective windows are reflecting heat on to the siding causing it to melt.
I logged a warranty request with Toll to rectify the problem. They came back and said there is no material and installation defect. However Toll failed to see that the window they installed would reflect heat on to the siding which will destroy it. They contend that the heat is being reflected from my neighbors window which is completely inaccurate and also irrelevant since the this is a Toll community and the neighbor's house too is built by Toll.
Toll has thus far failed to take responsibility for the design and engineering flaw in this home. They should replace the siding and coat the window with material so that it does not reflect heat and light on to the siding. They are giving me the run around without addressing the problem. Surprisingly their warranty line has a disconnected number. Their warranty website has been scaled down to ensure that it does not provide copies of the original complaint. Finally the login information from their site disappears and no tracking information on the complaint is recorded. All pointers to be as evasive as possible. Their representative Mike ** does not respond to emails almost attempting to push us to the litigation route. Toll needs to own up to the design and engineering flaw they failed to foresee and make good the defect immediately.

Toll Brothers here in Highlands Ranch, Colorado just plain sucks. They call themselves a luxury builder but they use the same subcontractor as Richmond and Shea right down the street from me. Plus I have lived in a real custom built home so I know the difference in finishes and quality. Since we moved in October 2013 the home has been a construction zone. Every week, it's a new problem. On top of this, every warranty claim takes months to fix because no one answers the phone.
Even before we closed, we went through 5 salespeople and 3 project managers. So there is no communication before, during and after construction. Here is how my review is different. If you don't believe me go to Sundial Rim Road and talk to homeowners. You will spend hours and days researching that $200 movie camera or that $3000 trip to Hawaii. So why not spend $300 for a plane ticket and 2 days of your time to research your million dollar home?? Seems simple but no one does it. It is well worth your time and money to buy a plane ticket and spend a day talking with Toll homeowners on Sundial Rim Road. Especially 10840, 10860 and their neighbors. But not one person has stopped by asking how the home or the builder is.
People are just buying like crazy because the market in Denver is "hot". But is it worth the trouble? Nope! You are signing a 30-year mortgage, people. Your kids will grow up here. My son's room has multiple electrical problems, garage door too small, wrong color cabinets, 2 leaks they are still fixing, trim not straight which they have tried to fix twice, I can go on and on. They don't use all UL approved electrical fixtures. If you don't know what UL is then Google it and read. I also have at least 70-100 emails in this entire building process which have gone unanswered.
Yes, I did read all these bad reviews before buying but I thought you know what.. They build thousands of homes, so what are 30-40 complaints?? I was wrong. They just plain suck. I would not want even my enemy to go through what we've been through.

My home was horrible, the quality was just down right disappointing. My wife and I sold our Luxury Toll Brothers home a year ago and will never go back! Now I heard they are starting with Apartment Homes, and have a new one going up in Plymouth Meeting not too far from us. I can only imagine what kind of quality people they are going to hire to work there. Anybody reading this I would suggest to do like the other reviews and run as fast as you can away from Toll Brothers!! They're going to build a nice clubhouse and fill it with incompetent and moronic staff and sell very bad apartment homes described as luxury! Sad!!

I gave Toll Bros $26,400 earnest money and denied a mortgage... NEVER received my earnest money refund even though the contract states that... Their in-house mortgage company TBI is the worst!!! Why don't we all get together and file a lawsuit!!

Disbelief, unacceptable and shocking are three of the best words to describe a new home build with Toll Brothers. It is unbelievable that I have to take my valuable time during a severe illness to make people aware of the lack of construction ethics and the lack of quality. After moving in, we've spoken with many neighbors who have been and continue to be alarmed by the lack of professionalism and quality of the sub-contractors hired in the project. Our perspective is there is a huge lack of supervision over these subs, creating constant call-backs to re-do. I've never known an organization that is so non-proactive in getting things right. The norm for Toll seems to be to just keep calling people back and eventually they'll get it right. My experience says that doesn't happen and even if it did it is such an inconvenience to the homeowners to constantly be having people in their homes re-doing and re-doing.
To itemize all the issues would run me out of space. But a major issue for us, on-going, was 2300 square feet of tile that has 30 to 40 chips was installed and deemed to be acceptable. To spend the first 3 weeks in our new home trying to get resolution is crazy. And if Toll finally realizes the truth that it's defective/bad tile and/or careless installation, we will be faced with moving out to have it repaired or replaced. That isn't what we expected with a new home and I'm sure no one else would either. Some other issues include granite counter installed improperly; poor lighting that was replaced and left holes for insulation to fall through; cabinets not glazed properly; and damaged stone installed on the exterior. Virtually every area of the house from plumbing to electrical to finishes has issues.
If you want to know more of the issues before you sign up for a Toll Home, I will be more than willing to delineate them for you. Get a cup of coffee and a comfortable chair and call me at **. Toll Brothers is just another production builder and to call themselves a luxury home builder is outright deceitful. I'm not a disgruntled homeowner, I am an extremely shocked and disappointed homeowner who expected more. If this helps someone else not to have to go through this, that's great.

I submitted a Warranty Request relative to my home at ** Ocean View, DE 19970. There was little/no working heat or air conditioning on the second level of the home as there is little or no air blowing through the upstairs vents and this has been the case from almost the day I settled on the home and can be evidenced by my original punch list. In response, Toll Brothers sent Mark ** to look at my upstairs heating/cooling problem. Attached, please find the response from Mr. ** (attachment: Mark **-1), as he kindly provided me with a list of recommended contractors that I should contact to fix my heating/cooling issue. I found Mr. **'s knowledge of heating systems to be almost non-existent and accordingly, I rejected any contractor that Mr. ** recommended and instead contacted three local HVAC companies that had excellent ratings with the Better Business Bureau. I asked each to provide me with an analysis and recommendation relative to my heating problem.
Each of those contractors determined that the problem was caused by faulty ductwork design. The same size (oversized) main duct running from one end of the house to the other. No dampers, no reducers and therefore any airflow generated was being lost in that large main duct. The maximum CFM value at any of my upstairs ducts was 22. All of the money that I spent on propane/electricity attempting to heat/cool the upstairs has been thrown away for over 6 years I got very little or no heating/cooling based upon Charles Klein & Sons' incompetence and Toll Brothers' poor management. I have attached a copy of what a well designed duct systems should look like (attachment: Good-Ductwork).
I have recommended to any neighbor experiencing similar heating/cooling issues, that they take a brief look into their attic to determine if they have the same large-sized main duct running from one end to the other, with no reductions or dampers if they do, they will have found their problem. One of our neighbors, Pete **, had similar heating issues, and has already replaced his upstairs ductwork. I have contracted with Peninsula Heating (Ken **, ** Seaford, DE 19973) to have my ductwork replaced at a cost of $2,950.00 (attachment: Ductwork Proposal). They are currently completing that work and they guarantee CFM values that are specified in the contract and based upon the size of the duct and size of each room.
I attended the White Creek at Bethany, Board of Directors meeting last Friday. During the meeting, I pointed out that my home is the only home in White Creek at Bethany that has two 3-Ton outside units installed, while every other home has one 3-Ton unit installed for the upstairs and one 5-ton unit installed for the downstairs. I have attached photos of my homes outside units, with additional photos of every other Chincoteague model in White Creek at Bethany, including the model home, some having been built before I settled on my home, and several that were built after my home (Attachment: Outside Units). In fact, every other home built in White Creek at Bethany, even the smaller sized homes, have one 3-ton unit and one 5-ton unit.
I am filing a complaint with the Attorney General's office, Fraud and Consumer Protection Division, relative to the fraud/theft associated with the switching of my 5-ton outside unit, with the 3-ton outside unit. If any neighbor has similar problems with Toll Brothers or Charles Klein & Sons, please let me know, and possibly we can combine our efforts and attempt to schedule an appointment with a representative of the Fraud and Consumer Protection Division of the Delaware Attorney General’s Office. During that same Board of Directors meeting, I mentioned that my home in White Creek at Bethany could have been the location for the next Wizard of Oz movie. I am attaching photos (Attachment: Blow-Me-Away) of the lower portion of my home relative to an issue discovered during the water mitigation phase of restoration being provided by C&B Construction Services (Craig **, **).
The first photo shows a section of the outer wall that has one foot of drywall removed (one foot was removed from the entire first level of the home). While the drywall was being cut, Craig and Dave both noticed that the bolts in the base plates of the home were not screwed down. Every bolt could be removed with only your fingers and some weren't even finger-tightened all the way down to the washer. Both stated that building code required those bolts to be tightened down to the extent that the washers would be imbedded into the base plate. These photos are un-retouched. Based upon this issue, and the one with the heating/cooling, I would like to know if Toll Brothers' onsite management did any supervising or quality control at all. I am filing a complaint, and photos, with the Sussex County Office of Building Inspection, Code Enforcement.

After we moved in, we noticed large repairs, mainly dry wall issues, the walls were wavy. In fact we moved out of our house for 5 days before Christmas to do dry wall repair. When we returned, although some of the dry wall repairs were done, some of the walls in certain light are still wavy. Every time work is done, damage occurs in the process. Although covered under warranty, the inconvenience of not being able to enjoy our house has been a challenge. We paid over $40K in upgrades but if you came to our home, you would not notice.
The liners and back splash upgrades looked like a do-it yourself home project. We had to have these re-done twice. During the repair, it took them 5 weeks to complete it. My granite was chipped, I upgraded my center island to caeserstone, that too was damaged. My doors were not properly sanded or painted and doors and hinges were damaged and dinged up. That too is a theme throughout the house. The baseboards to the floors have a consistent pattern of gapping, not small gapping but large gapping. Just recently, we had winds over 35 miles per hour, when we woke up, we had dirt blow through the baseboards.
I have been talking with 3 Toll Brothers reps, and at one point was assigned a "details" guy which I have not seen since our detailed walk through to create the repairs list in December and it is February. I have missing grout in all bathroom locations including areas where water should not be exposed to. We had a home inspector come in, after sharing those results they have been more attentive. I have made a total of 6 lists, and have walked the house at least 6 times to "finalize" the list, what is frustrating it is with the same people. The main construction manager and the warranty manager does seem to care and they are attentive and responsive. They have tried to get these repairs done, they almost have to do the work themselves to get the work done right the first time. I think that who they contracted with does not hire the best workers (subcontractors) and they do not do good or quality work which probably costs Toll Brothers more money and time as well.
It has been an emotionally exhausting experience. My family and I just want to enjoy our new home. We have a pretty extensive list that we are working at each week but it will be a few months before we can settle in and feel comfortable with hanging things, etc. For the money you pay for these homes, be sure that you fully inspect your home before moving in. We upgraded our master shower and the shower pan floor needed to be done, it cut my husband and my daughter's feet. Had we done a more detailed walk-through, we would have waited to move in and had the large repairs done, caulking of the baseboards, replaced doors, paint, repaired liners in the kitchen, dry wall patch work throughout, you name it we have to have it re-done.
We purchased a new build so that we would not have to renovate with a young child (2). Had we have known the work we would have to go through to get our house done correctly, we would have made a different decision and purchased a resale and hired our own contractors to do exactly what we wanted them to do, with quality. The quality is the most disappointing part of this purchase. I have spoken with several neighbors who have been going through the same pain. I highly advise that you talk to the neighbors before you put your 20% deposit down. Once your deposit is down, it is difficult to pull out of the contract. I also recommend that you do the least amount of upgrades so that you are not disappointed with the end product. There is a mark-up that you pay using the builder's vendors, you can get these things less expensive and you will be able to get the quality. Be sure to do your homework. Do the big things like a 3-car upgrade and items that are difficult to install later. Save your money and save yourself lots of disappointment.

I have already posted my complaint and my website, Mytollexperience, for all to see. This is an update. Since my last posting, I have sent 16 letters to Bob Toll, one addressed to each of his home addresses and to the chairs of each of the boards on which he sits, as well as to his wife and daughters, about the many problems with my house and Toll's refusal to fix them - DESPITE HAVING ACKNOWLEDGED MANY OF THEM IN WRITING. He has not responded to a single letter.
His attorneys have jerked me around for years in an effort to get out of fixing my house, despite the fact that it is completely unmarketable without major repairs. The Tax Court of NJ has assessed my "new" Toll Brothers house at $25,000 FOR SALVAGE. Despite Toll's claims that they build quality, if you do your homework you will see that many, many other Toll Brothers homeowners are just as dissatisfied as I. THINK LONG AND HARD before going to contract with these people.

We were sold a "mountain view property" in Cave Creek, Arizona. We paid a "premium" for this lot. Three weeks after we moved in, a 30-foot 2-story house was built behind ours blocking all and any views we may have had, all the sunlight into the house and privacy since the house looks into the bedrooms, family room and kitchen. When we confronted the sales person and Toll Brothers, we were told that since we did not have a promise in writing that we would have a view, or privacy, we were out of luck. This was unbelievable since prior to closing, we had made it a point to walk the backyard with Kevin Rosinski, Vice President of Toll Brothers Arizona who promised that the house being built behind ours would not exceed 10 feet. This was the only reason we closed since we had been discussing walking away from the house.
Since we moved in, we have since found deficiencies throughout the house and received emails from Greg **, Project Manager, stating that the deficiencies are "within acceptable error margins". Additionally, we discovered that even though the sales contract stated that our house would have "stone accents" we found that the house really had cement painted to look like stone. When we inquired as to why this painted cement replaced the stone we were sold, Robert Flaherty, President of Toll Brothers Arizona stated to us that if we actually received the "stone" as stated in the sales contract, it would have cost an additional $50,000. No replacement was offered.
We are also unable to use our front entrance when it rains since the vestibule floods and our backyard floods when it rains as well to the point where the pool equipment is in danger and the walls are showing flood lines. Finally, while we have been in the house since August, it is now December and our initial walk-thru item list has not been addressed let alone all of the items we discovered since actually moving in. For the record, Toll Brothers nominated themselves Luxury Home builder.

I live near the huge Toll Brothers development site. From 10:00pm to 3:30am, Toll Brothers brings in huge trucks that plow down woodlands and over wildlife (woodland box turtles, ground hogs, foxes). Toll has destroyed the natural landscape By steam rolling and valleys creating a flat palate for their Cookie cutter non-imaginative style a, b, or c homes that Have raped the land. Even the top soil is sold leaving clay For new home owners. GREED has killed our bucks county Landscape. All the stockholders do not see the mass destruction. WAKE UP everyone. I had a crack in my foundation when I did my walk thru on my townhome. The foundation was poured in very cold weather in early January which required putting the "Blankets" on. After removing the forms too early, the foundation sat till early February until they started building on it; leaving exposed to the freezing cold weather which produced the crack that we have. On my walk thru, I was told that unless it leaked, nothing would be done. But if it leaked during the 10 years of the Warranty, it would be fixed. Now I'm told that they only cover the foundation for 1 year; the crack was there at our Closing!! I relied on the Tool Brothers representative's word. I only wish now that I had it in writing!!

I am concerned about the sequence of construction which will lead to problems later. Toll is framing, sheetrocking, taping, sparkling, painting and the roof is not on the house. Driveway pavers have grass growing, mold, settling, ponding, issues. Construction manager refuses to answer questions, sales manager claims a little knowledge is getting in the way of process. Model home has been robbed of fridge, stove by angry workers, Firano in Naples, Florida.

After looking at 50+ homes in our price range back in October of 2012, we opted to go the new construction route since the home would be brand new in the same zip code of which we wished to buy and relatively in the same price range as what we were looking to spend. The sales people seemed great up until they got our signatures on the pre-construction paperwork and got our large summed checks to begin the new construction process. From that point on, around week 2, the entire process has been a nightmare. Every question we have had has either been ignored or answered incorrectly. Just having our questions answered has become a full-time second job because you have to ask the same question 10-15 times and then have it re-answered since one sales person told you the wrong information the first time.
The staff at Bellmore Hall in Charlotte NC (28226) is so unknowledgeable with every single bit of information that I honestly think a 3-year-old could run the operation better than the people we have dealt with. The woman who is in charge at the design studio - located in Marvin, NC (about 10 miles from Bellmore Hall) was the most unpleasant and unhelpful human being I have ever had the displeasure of meeting. She frowned during every meeting and acted as if we were putting her out. This is her JOB! Then to top it all off, she submitted the wrong paperwork for our final selections.
Needless to say, since construction began, my husband and I have had to go by weekly to see if everything was going as planned. There hasn't been one time that I've been by that something major is wrong -- beginning with the wrong cabinets installed in the master bath, the wrong cabinets installed in the kitchen, the wrong siding was put on the outside of the house, the wrong paint color was painted on the walls in the great room, no doors were installed for the study room (I work from home, that's a must)...and the list goes on and on - I'd be typing for the next few days if I listed everything.
My husband and I wanted to walk away at least 30 times during this process, but Toll has at least 10 % down from us towards the home and the cost of getting attorneys involved would be even more. So instead, we're sticking it out for what we hope to be the final weeks of this horrible experience with intentions to never have to deal with these people again once we move in.

We are in the process of building in Waxhaw, NC. We have been told we could have the weeping mortar exactly like pictures we have shown them. Now they are saying sorry you can't. We have saved every email correspondence on this issue. They have made the builder board half right and half wrong trying to trick us in to agreeing with it knowing they will pull a fast and say "but look this is on the board". They are by far the most dishonest company. They do not care about their customers only the money they make on the project. Don't ever build with them. The product they are putting out in this gated community is not what the master developer had in mind. They bought the piece of land during the height of the recession. Now they are making that neighborhood look like track homes.

Toll Brothers doesn't care about what they sell you. Toll purchased custom lots out of bankruptcy and has no desire to keep up with the neighborhood. They build as fast as they can, advertise the most basic house, and get people to sign up to build one. Once the house starts to build, all the upgrades are too expensive for the buyers. So...the buyers ignore the exterior of the house, go with the basic landscaping, minimal lighting, etc. Next thing you know, you have one big box after the next... all looking the same. But the new buyer doesn't care... They say, "Hey... look at me, I'm in a 6000 sq. ft house! Who cares if the entire upstairs has siding (instead of brick or stucco) on the back? Who cares the house has no chimney like all the other homes in the area. Look how BIG our house is! Who cares it appraises for less than the others." Poor homeowner next to them paid double and now can't sell. The new Toll owner should have bought a 4,000 sq. ft. house and built a quality house. It is very frustrating that more homeowners don't ask more questions when building. If you buy a Toll home, it will be junk. Period.

Toll's subcontractors are always being rushed by project managers to finish jobs. NOTHING is organized correctly. They hire Joey ** from the street with no education as their construction manager, because they can pay him less money. The C.M.s have no idea what they're doing. For example, they'll have a painter come in, finish painting. Then, tile, bathroom, electric, etc., and blemish the paint. So, the painter's company has to pay his staff again to redo the painting, and they "back-charge" the other subcontractor who destroyed the previous work (to compensate for monies lost). The subcontractors get so angry at each other that they rob tools, urinate in customer's basements where tools are stored, defecate in the walls of homes and cover it up with dry wall.
Toll IS SCREWING THEIR SUBCONTRACTORS making them take a 20% pay reduction or lose their contracts. Many subcontractors are using skeleton crews to get work done. These people are untrained and sloppy. Why bother making your walls and doors square if we're not going to be compensated properly? It gets better... They demand that we subcontractors ONLY purchase our materials from a lumber/drywall/hardware supplier who owns the land that Toll Bros. purchases to build your homes on! And their supplies are of crap value! That's why everything warps and falls apart. POOR QUALITY.
If Toll doesn't make the desired quarterly profit margin... they don't pay us at all, until the next payroll cycle. Due to many complaints from other subcontractors about their devious vendor payroll system, Toll is now demanding that we hire their own payroll distributor or lose our contracts. So, now we're incurring another $80.00 a week, Toll Brothers profits from paying us, when and if they decide to finally pay us. Make sense to you why your homes are thrown together like they are? Toll Brother's Greed. My advice: Hire an independent contractor. You're welcome.

I too have run across a low appraisal on a new home. The difference is $20k and we've offered to pay $10k since with a 3rd party appraisal, it's neither party's fault. Toll Brothers has said they will NOT lower the price and is also threatening to put us in default and keep deposit. Their lenders are very dishonest. Although we are pleased with the home, we are not comfortable paying $20k over an appraisal price in a market where the home prices are low. They are also offering their lender as an option at a cost of $300 more a month in mortgage payment. Any suggestions?

Toll Brothers only provides one-year warranty on roof. The problem is that the roof starts multiple spots of leaking on 5th year. In my small community (less than 30 homes built by Toll Brothers), 3 of 6 Malvern (model) homes show the roof leaking. This must be a design or building defect of that model.

I bought a semi-custom Toll Brothers home in Clayton, CA. Toll Brothers calls itself "America's Luxury Home Builder." Highly misleading and quite the contrary. Multiple construction errors from the get-go. Far too numerous too list - architectural, engineering, electrical, plumbing, HVAC, windows, walls, paint and just overall shoddy construction with staff that is unorganized and outright clueless. Furthermore, their warranty service is a joke. Will likely need an attorney to correct all the errors as Toll Brothers does nothing. Never buy a Toll Brothers home. Run the other way fast.

We own a 7,000 sq. ft. Toll home in Belmont CC in Ashburn, VA. The house, like most other Toll Homes, looks great from the street. That can be Toll's only claim to fame per us as well as everyone else we speak to about Toll Brothers in Belmont. A brief list of issues with our $1M house (by no means complete): There is not a square wall in the house or wall that doesn't have waves all through it. There is not a square door frame in the house (and none of the cheap builder grade doors they use seals). We have water leaks everywhere throughout the house due to the cheap builder grade plumbing and fixtures they use. You cannot plug anything into a wall outlet throughout the house without the plug just sagging and often falling right out of the outlet. Every window (they push that they use Anderson windows, but they're the lowest cheapest grade of window I've seen) lets the cold and wind blow right on through, or has broken seals.
I just spent $1k with a plumber to have the cheap low grade plastic sump pump replaced that did not work. I just had to have half the innards of the toilets in the house replaced. Virtually every sink/faucet throughout the house is a low grade Delta brand, and I've had to have the canisters replaced due to leaking. The jacuzzi tub in the master bath has leaked through to the dining room below and ruined the ceiling as well as my wife's butler to the dining room set. They use the lowest grade, cheapest garage doors and garage door openers which, shockingly, I've had to replace.
It's just so disappointing and pathetic. Toll should be sued out of business via class action from all the homeowners they have ripped off and stolen their money in return for the complete pieces of ** they deliver. So many aspects of our house were out of code or just very poorly put together by the low end jobbers they employ. My list could go on and on, don't let it become your list too. Avoid purchasing a Toll Brothers Home at all costs!

The quality of the workmanship on our exterior siding is not acceptable and makes it more likely water will be able to penetrate into the foundation of our home, as well as being aesthetically unappealing. We have already had a leak into our house. Pieces of trim are coming off our set of carriage house units. Our bathroom wall is so out of square in the upstairs hall bath that a portion of the mirror is behind the vanity. Our house was used for the general toilet in the storage room during construction. We are tired of begging for someone from Toll to recognize that we have some very real quality issues and actually put it in black and white that they do intend to fix the quality issues we have and give us a timetable certain. I have attached photos of the quality issues, some of which have been addressed and some which still need to be addressed.

If you want to buy a Toll Brothers house, you should stay there as they build each day all day. They will make many mistakes and try to rush the house since nobody cares once you sign the document. They won’t give your house plan so nobody can help you design and do interior in your house. You have to just imagine things. Try not to buy a Toll Brothers house ever!

My husband and I are currently building a Toll Brothers home in Raleigh, NC and it has been a nightmare. We truly believe we're getting a well-built home, but at this point, we're not sure the experience has been worth it. Some of the Toll Brothers staff are honest and decent, but others are incredibly misleading, deceptive and will promise you absolutely anything to sell you a home. I summarized the entire experience, including our home construction timeline (what was promised versus what is actually happening) on my blog. Maybe it's better in other places, with other staff, but my husband and I have very easily made up our minds that we will never build a home with Toll Brothers again.
We will ultimately be moving in at least three months later than was promised. We've been lied to over and over again about every material pieces of information. At this point, we're just really disheartened by the entire experience. There are tons of other things I could write about (and have written about a little on my blog), like how much more the house ends up costing beyond the base price (despite being very budget cautious in our dealings with them), but the delays and dishonesty are the most notable parts of our experience.
I know that delays are common and to be expected when building a home, but in our case, they were completely unjustified and unexplained. There weren't labor or materials shortages or bad weather. Toll just took their sweet time and didn't mind going months over when they had promised, even though doing so was completely unavoidable and has cost us a great deal of money and heartache. They build a beautiful home and we're in love with our subdivision and neighbors, but I really don't think we would go through it again if we could press rewind and start over.

I have severe flooding in my backyard (Glenelg Estates by Toll Brothers in Glenelg, MD). Toll has attempted to fix it several times, but it is still just a bad lot with a lot of water problems. We are so disappointed and wish we never moved here. Our neighbors are great, the schools are great, but we are just unhappy and we know we are not alone. A lot of people are having flooding issues in their yards. The landscaping company that they used in this community is not good at all. But I guess they were the cheapest trick in town. For over a year, we have gone back and forth with warranty issues, getting things fixed. They had to fix a few things twice; other stuff, we just gave up on. We are tired and very upset. We want to move. We cannot see ourselves in this home for the amount of time we originally thought we would be here. These pictures are of all the water that flows from my neighbor's yard into ours. Toll installed a three part drain system, but if it were not for this silt fence they put up, all of this water would be in our backyards. We can't build a deck or a patio until this is resolved. We have been in our home for a little over a year and still cannot fully enjoy it. Do not buy a Toll Home!

All we have had were problems with our Toll Brothers house from the day we moved in. The most recent is failing stucco, either no flashing or badly constructed flashing on windows causing leaks, badly constructed chimneys resulting in leaks, and having to totally tear it out and rebuild. We have also had issues with the roof - now, the entire envelope of the building, along with insulation and interior framework, has to be torn out (on the entire home) and replaced. These are just a very few of our problems. I have personally never met a single person who has been satisfied with their Toll Brothers home. Unfortunately, we did not talk to anyone prior to buying.

We signed a contract with Toll almost 10 months ago and are still over three months out. We were lied to from the very beginning and are continually lied to on a daily basis. We cannot get any straight answers out of the builder. We normally get about two days a week of work from the crews and even when they do show up to work, it’s normally for less than 5 hours a day. We were originally told 7 to 9 months to close but we are way beyond that now. The worst part is they tell you they take longer than other builders because of the quality that Toll Brothers offers. But if you take a look at the construction, you will see that it's no better than any other builder. We are pretty much helpless to do anything about it; otherwise, we would lose our substantial down payment and they know it. I wouldn't mind waiting a little longer for a quality product, but that is not the case here, and when you only work two days a week, you will never finish the home. We wish we would have never signed with Toll. We would have walked away about 50 times by now if we could have. Stay away, unless you don't mind waiting over a year for a house that others could build in four months.

I am happy with the way my Toll Brothers Home turned out. I also had problems with an appraisal, but I agreed on a price to pay Toll Brothers and I paid the difference. I don't know why the appraisers are low-balling homes. It's not just Toll Brothers Homes. I have heard of other builders having the same problem.

My wife and I are scheduled to close on our home this Friday, 4/27/2012. We were told today, 4/24/2012, that the appraisal on our property came in $32,000 below the sales price. This is new construction and for us to close, Toll Brothers has told us that we need to cover the $32,000 difference. This is three days prior to our closing date. Toll Brothers advised us that if we do not come up with this additional $32,000, they will put us in default, take our $86,000 down payment and then seek further legal action against us. How is this legal? I feel like they are putting a gun to our head and saying either you find an additional $32,000 or else, we will ruin you financially. We have no other option, either pay this $32,000 or default. This cannot be legal!

We went into Toll Brothers in Northville, MI, and the sales manager offered us a discounted lot. After building the house, which took 11 months instead of the 7 months promised, it was time to close after our walkthrough and also after emailing TBI a thousand times over, so we can find out what we need to bring to the closing.
They scheduled the closing for December 8, and on the night before, they called/emailed to tell us that they still need more time to work on the mortgage. Mind you, by now, we have renters who were scheduled to take over our place. We had services shut off and scheduled for turn-ons at the new location in Northville. They increased the price of the house by $25,000.00 from the initial signed agreement and also came up with a million excuses, so we don't take delivery of the house. They said that we needed to bring $126,000.00 to the table on the date of delivery or we can't get the house.They also sold the house before giving us our 35% downpayment back. They ended up selling the house, and now, we are out in the cold without a home.
Buyer, beware. They will make you sign on a document that says that you will owe them a certain amount (in the thousands, ours was $86,000.00) whether or not you take delivery of the house. I don't recommend this company at all.

We moved into a new home built by Toll Brother. All our equipment are GE monograms. After one month of moving, our built-in microwave did not heat the food. The repair guy came and changed some part and only after two days, it stopped heating again.
The monogram microwave was replaced with a new one and I didn't test it as it was new. After the guy left, I wanted to heat the milk and the milk remained cold. So I had to call my Toll Brother agent again. He brought a microwave from a model home. Now, I am in a dilemma to have the old microwave which costs less or have monogram again ready to face the repair again. I don't know what to do. My monogram dishwasher is not cleaning my dishes and I have to clean it in the sink myself. When the mechanic came, they said that the water temperature is not right and I have to use only cascade. I tried using cascade but to no use. Without even testing the temperature, the next mechanic said the same thing.
I am tired of the GE Monograms. The microwave doesn't work and the dishwasher doesn't clean the dishes. I was unable to use the microwave for a long period of time and I had to be at home when the service guy came and I was told that GE will not compensate for lesser model.

WE have been in the Toll Bros. Home since last 11mos. Since day 1, this home has had issues. But our biggest one came just one month back. Toll had to replace our soak tub in the Master Bathroom as they was installed wrongfully. Once they installed the tub, in a week we started having the leak from the master bathroom. During the install, Plumbers etc had done lots of banging. Toll couldn't locate the reason behind the leak and came opening up the sheet rock. The leak would come back in 2 weeks or so. Then just recently we started having the leak again, and they found the cause, which was the tiles have moved and there is no bull nose. So the water was getting thru those gap and coming into our garage as a leak. We are also having a leak outside our standup shower, where the water just comes out on the bathroom floor from a gap that is near the soak tub.
Toll is saying they will not fix the leak as we have a seat installed in the standup shower and so the leak is due to the poor workmanship on the tile installed. We had called 2 other professional and have them diagnose the problem and they say it has nothing to do with the seat installed (seat was installed since last 10 mos and we never had leak until they replaced the tub and moved all the tiles) as the part underneath has not cracked whatsoever and it actually is saving the tiles. Toll homes are so expensive but they use such cheap labor and poor workmanship. As a consumer, we are so frustrated and stressed out. We just need Toll to acknowledge that when they reinstalled the tub, they messed up our tiles. Not able to use our Master Bath standup shower since last month or so.

Affordable housing units built in the Greenwhich Chase Development located in Stewartsville, New Jersey were discovered to be not meeting the fire proof regulations for two family homes.
Theses homes are so poorly built that siding blows off the homes when its windy, if u open the back door the stove provided with homes pilot lights would blow out.
