    I’m writing to express my deep dissatisfaction with our experience with Toll Brothers during the final stages of closing. Specifically, the issue with the flooring has been extremely disappointing. We selected our flooring at the design center based on the physical sample provided. However, the flooring that has been installed is significantly different in color and does not match the sample we chose. When we raised this concern, we were told that the installed flooring aligns with what was selected on paper. Unfortunately, the reality is that it looks entirely different from what we were shown and agreed to. To make matters worse, when we requested to compare the installed flooring with the original sample, we were informed that Toll Brothers is no longer contracted with the design center, and they could not provide the sample for verification.

    We have been enjoying our Toll Brothers home for 8 months now. We love it! We have found the construction to be high quality and the personnel have been the same. Amber - our on site agent - gave us care and expertise from our very first visit even until today. We are very impressed that maintenance tickets are addressed and fixed within days....even sometimes the very next day. Everyone has been professional and a pleasure to work with in our home.

    I can write a novel if I want to describe their wrongs. Stay away from this builder. Don't fall for the model home looks. They are doing this to make you overlook all the poor and cheap quality. Once the contract is signed, you are stuck with your money. Stay very far from them. This is my biggest mistake.

    Bought a brand new house in Woodson Reserve last year and up until now dealing with leaking roof, doors, broken sprinkler system, AC units. Responses from Builder is extremely unreliable and feels like a never ending cycle. I highly recommend to do your research before buying a Property from them. Biggest mistake we have made is buying a property from them.

    We are building a Toll Brothers home and we are regretting it. The design selections and material selections are low quality and 4x overpriced. They are rigid and will not accommodate any modifications. Certainly not a luxury builder.

    We were excited to purchase a new home from Toll Brothers, expecting the premium quality the company is known for. Unfortunately, the reality has been far from what was promised and not met. Many of the upgrades we paid extra for arrived damaged or were installed carelessly. Instead of enhancing the home, they’ve created more stress for our family. Our backyard is visibly unleveled, creating drainage issues and making the outdoor space practically unusable. This should never happen with a new build — especially one marketed as “luxury.” We feel let down by a company that advertises premium craftsmanship but has not delivered on that promise. We hope Toll Brothers takes accountability and improves both the quality control during construction and the post-sale support homeowners receive.

    As a resident of Naples Fl and center city Philadelphia, we wanted to own a third home near kids and grandkids. We bought a carriage home that was being built at the Regency at Waterside in Ambler. We added several upgrades including a large patio, fence, upgraded cabinets, etc. The home was completed on time. Because it is third residence we reside there for 3 months per year. During year 2 the fence fell down (improperly anchored, the kitchen cabinets separated and fell on our counters and all the steps leading to the 2nd floor developed significant blemishes which cannot be corrected.

    All we can say is that the multiple times we called Toll Brothers to correct these issues they took no responsibility because they occurred after 1 year. All our issues were due to either the use of defective materials or incorrect installation. Their unwillingness to accept any responsibility was breathtaking. Having lived in multiple high end homes over the years, I have NEVER had to write a negative review about any of our home builders until now. I unequivocally state I would NOT recommend the purchase of a Toll Brothers home. Apparently, our situation is not unique as multiple families in our community have experienced similar issues with no successful resolution.

    Wholeheartedly agree with the other reviews herein. The architecture is the home is beautiful and in a great community: however, the quality and craftsmanship is subpar. From uneven tiles, whom the contractor blames the builder and the builder blames the contractor, to leaning walls, to walls not in a straight line this house has been a nightmare. Do not bother upgrading cabinets, they are horrible!! From being left outside for months prior to being installed to covering up a broken corner to chips, and gaps of install and front plates only to be met with the ROC saying it’s within limits. If I could, I would put the house up for sale or walk away! Stay away from Toll Brothers unless you want to put money into an already pricey home.

    We reached out to Toll brothers with West lake Vistas, Salt lake city. The homes are minimalistic and even small features are called "upgrades" and they charge outrageously high for these homes! And guess what? These homes are next to a cattle farm and the dung smell keeps wanting throughout the community! And guess what? The sales agent are so rude and arrogant. If they behave this way towards prospective customers, guess what they would do to people who already bought the home and are helpless. This lady is called Emilia **. I would never go to Toll Brothers again with such disgusting sites and agents!!!! Don't waste your money by buying with Toll brothers!!!!

    We’ve been battling serious issues with our new Toll Brothers home for far too long, and the lack of action from TB leadership is beyond frustrating. After heavy rain, our yard turns into a swamp due to improper grading and drainage failures that violate approved site plans. Water pools extensively, eroding the soil and damaging the sod, which is already of poor quality and browning. This isn’t just a minor inconvenience—it threatens the long-term integrity of our property.

    On top of that, TB missed dimensions for bathroom chase, master linen, a significant deviation from the approved floor plan. While we initially agreed to overlook this out of goodwill, that was contingent on them fixing the grading issues—which they haven’t. We’ve heard other buyers received timely corrections for similar issues, raising concerns about inconsistent treatment.

    Despite multiple meetings, extensive documentation, and our patience, TB leadership has failed to provide a time-bound action plan. We’ve escalated this repeatedly, but the lack of meaningful follow-through is unacceptable for a builder charging a premium. We paid a hefty amount expecting quality, but instead, we’re left with a home that feels like a construction project riddled with poor workmanship.

    Buyers beware: think twice before investing with Toll Brothers. The premium price does not guarantee premium quality. We’re now forced to explore formal complaints and legal action under state laws to get these defects addressed. TB leadership needs to step up and take accountability—homeowners deserve better than this.

    I should have read theses reviews before making the purchase. I am a 2nd owner of a Toll Borthers Home. There is definitely a lack of quality compared to the price of the home and lack of accountability when I tried to file for any warranty. My windows are twisted and will not close properly. A guy came out to assess the claim. The window that is drafty, can visually notice that the frame is twisted and it is twisted badly enough that the bug screen is jammed and you can't get it out. He stated that "it is not an issue and contact the windows manufacturer for any further query". I asked if this uneven closure of the window and jammed bug screen is normal? And all he will say is that the window still can close and it is not an issue.

    There is another window which has a half inch gap between the wood frame and the window frame. Toll Brothers will call this a caulk issue. Is this normal to have a half inch gap between the window and the wood frame? The home is over 2 years old and the previous owner has not taken good care of filing these issues while they still have the warranty. I have now received an email simply stating that what I have filed for is not part of the warranty that is still valid. I am very disappointed with the quality of their homes and especially disappointed with the lack of ownership and accountability or what they are selling.

    I deeply regret purchasing a home from Toll Brothers. What was promised as a high-quality investment turned out to be one of the biggest mistakes I’ve ever made. Despite the premium price I paid, the construction quality is shockingly poor. Unfortunately, their customer service has been nothing short of appalling. I reached out multiple times, only to be met with rudeness, evasion, and a complete lack of responsibility. Rather than honoring the warranty, their team—including Felicity **, who oversees my case—has gone out of their way to avoid accountability. The representatives I spoke with were unhelpful and even disrespectful, acting as if they were doing me a favor just by listening. For a company that markets itself as a luxury homebuilder, Toll Brothers has failed on every level. I do not recommend them to anyone.

    I absolutely detest Toll Brothers and buying one of their homes was one of our biggest mistakes. It's been nothing but trouble since we bought it, and no one should have to deal with these sort of issues in a ~700k home that's a little over 2 years old. We have had walls falling apart, improperly installed gutters, absolutely diabolical landscaping (with massive rocks right under the sod), improperly installed tubs, improperly installed air conditioning, to name a few. We chased as much of these as we could during the 1 year warranty, and they barely resolved them, so now we are stuck having to pay out of pocket on a continuous basis. Avoid Toll Brothers at all cost if you want to keep your sanity.

    The salesperson we worked with at Toll Brothers/Morgan Hill told us our new home would be ready by July 2025 and that other future availability of homes would probably not be ready to move in until later this year in December. Hence, the message that came across is that we better act now if we wanted to move in by this summer. Instead, the home was ready much earlier than anticipated which forced us to move in during our children’s school year and put our previous home on the market much earlier. As a result, we are now driving our children an hour away (each way) so they could finish up their school year. We felt like all this individual wanted was to make the sale and didn’t reveal the true timeline and availability of other homes.

    Speaking with our new neighbor, they also had to move in much earlier than anticipated. This caused so much more inconvenience, frustration, and unforeseen costs. This individual has worked at this location for a few years and knew that homes were typically available much sooner. Moreover, after we supplied the down payment, new home lots all of sudden became available. Hence, we don’t trust anything else she tries to convey and sell to us. We understand the role that salespersons plays in selling homes, but don’t appreciate being misled and manipulated.

    After just 3 months moving into our brand new home, we put it up for sale. The house was delivered with leaks under the bathroom and kitchen sinks, which took 3 visits by their plumber to fix. The level 4 bathroom cabinet had water damage inside, which took 3 months to replace. The dormer window was completely opaque due to a faulty seal - Also 3 months to replace. There was no screen door window, 2 windows were off their track, another window screen was torn. We paid $6500 for a premium paint job which looked like it was done by a blind person. Several areas of vinyl siding was loose and the lock on the sliding glass door was broken. The customer service is pathetic - I only got repairs done because of threats and a letter to the CEO. I had signed a contract for the alarm system - Which I paid $2700 for - And they will not even let me out of the three 3 contract. I have had 6 previous new home builds- Never anything close to this.

    Someone from our community told about this Griffith lakes but they didn't buy any lot but we visited the community to just check and see but when we saw model home we felt ok...then came back to office room there. Justin showed us the corner home just opposite to office room. We didn't knew that lot was returned by someone else on the last minute so the sales team tempted us saying that is so beautiful corner home with no LOT premium and most important point that corner home was not getting sold and entire lanes were already sold. Which means we became the GUINEA PIGS here. SCAPE GOATS who said, "Ok we will take on the first visit only." We got tempted as we are middle class family having my parents and sibling to take care of who are not working and I have to support all of them with my single salary And sales team also told the home now is looking below the ground level.

    Once it is constructed it will be lifted up and we will see the difference and we visited many times in the middle. The same thing was repeated. Home will be fine lifted up once built but now he kept denying because he clearly told that particular lot need to be sold ASAP. Everyone was on a rush to sell that. Now I don't feel good about the level of home. How it looked like a rainfall corner home doesn't feel like it is corner home beautifully done.

    Secondly., your design studio is very expensive. Lot more than Ryan homes, Pulte homes, Lennar, Taylor, Meritage, etc. etc. I have been shopping with my friends so many communities are opened recently during summer 2024 and we made a mistake by selecting this home where design studio is very expensive. We didn't opt for any special things. Mostly all included one. Still I got around 50K for design which is ridiculous amount. I didn't take upper floor. Also only 1 story home with minimum upgrade came to 50K. The Broachers sent my Design person Katherine where too many Incorrect items listed in incorrect locations - the Arctic white is Quartz but it is listed under graphite section and while entering toilets on the excel designer entered amounts when I selected INCLUDED ones.

    I have zero knowledge on new homes and I learned so many mistakes on design excels and I took almost 3 months to complete my sheet because lack of guidance as she kept giving us options which are too expensive and we can't afford that like for example she selected 3rd grade quartz which is way more than arctic quartz which I selected later period of time when I learned about it... Likewise she also gave a quote for butler pantry cabinets as 3164$ and later in another visit she said, "You already bought butler pantry with Justin so we have to reduce the price to 2350$." What was this. I really didn't understand. Likewise even the toilets were entered incorrectly before later corrected. I am giving genuine feedback though I loved the person I worked with. Yes she was sweet but I have to tell the facts along with that...

    Thirdly, charging 5000$ for office room to Flex room is just insane, that too it was missed when we had initial walk through later it was ordered and now I see so many patches around the door and painting is irregular and looking like a old home not a new home Also charging butler pantry for 3500$ is also not worth the home.... You guys gave selective things which are very expensive you can reduce in that and allow the customers to design their home with upgrades.... So basically without having any upgrades for these items I spend more than any other upgrades. I will give my honest feedback on public platforms so people can decide what they want.

    I am not happy with the way home and have so many issues after closing also... I see tons of not done words along the side road which irritates me to the core as it doesn't look like a corner home. It looks like I have begged the home to stay. Now I have to enter all the things which are seen after closing in home care and people won't be available to work on time and I have to vacate my apartment all things are so messy at the end. The construction contract is given to someone who is not unto Toll Brothers standards. I feel as we enter the main door itself is seen very dirty and tidy. I heard toll brothers is TOP 1 in building but I didn't feel that way after seeing my home. You tell me what you have to tell me now I am here to listen to your point of view also... But I can't agree on the point that corner is little below the ground and it looks very dangerous.

    After couple of years the whole lawn sinks. I have seen lawn go down and my insurance won't cover if that happens what to do.... I am not able to accept this fact and asked Justin one day to give me opposite home to my home which is above the level and looked good. He said no way. I need a solution but I guess you will come and say the same design and corner home above the level all is ok but not ok for me. Sorry!

    Construction OMG is another big issue for my home :-

    Manager agreed that my home was neglected and done incorrectly.... I am just not happy with my home -

    1) Trim areas at ceiling have cracks.
    2) Trim areas towards the bottom of the wall have cracks.
    3) Bedroom corner wall have a big line of cracks clearly visible.
    4) The ceiling has cracks in living room and dining room - I showed this to manager and yes there are cracks in the ceiling from the entrance all towards the dining area.
    5) All the doors have either cracks or making noise and not properly closing and not fully closing also - showed them to manager.
    6) Carpet towards the entrance have big screws popping-out which are very evident while walking we got blood out while walking so right now I am covering with mats to avoid getting blood.
    7) The entire kitchen cabinet construction was wrongly done, due to which they got cracks in every corner of the cabinets and shelves and drawers.
    8) The cabinet drawers are popping-out and not properly closing - is this normal?
    9) The chimney cabinet is not closed properly towards the wall - this is dangerous and why should I live with it?
    10) Cabinets are making noise within 2 weeks of living at this home.
    11) Cabinets alignment is wrongly done and have cracks and patches.
    12) LVP have gaps between LVP and wall.
    13) Tiles in the bathrooms have gaps between Tiles and the wall.
    14) LVP is not being leveled properly due to which while we walk some of the LVP tiles have cracks and irregular levelling.
    15) BREAKS on some of the LVP areas.
    16) Outside porch and patio LVP towards the ceiling is not properly done that has water stagnant on it...and not leveled properly.

    17) The Vinyl has gaps and ends are cracks.

    I have this home which is not the worth of money I spent on it. I am totally disappointed. I need my money back on the construction. Hate this home and hate your construction. If you say this is all normal then my final question - why the home opposite to my home both sides doesn't have this issue? I openly challenge you to walk me through other homes and show me the same issues in my opposite home and then we'll talk... Toll Brothers played with my emotion to have new home. I wish I gave gone with Ryan and Pulte homes. They are doing a better job than Toll brothers. Even Meritage is doing good.... I wish I never came to Toll brothers.

    I worked with Framecon/Titan Framing/Patriot Framing in Las Vegas, Nv. over a 20+ year period. You would not believe the plan changes out of Toll Brothers! Then again the transition from a code change from different transitional periods of code changes? All due to Toll Brothers not knowing what set of plans to send to the framing contractor that actually builds the house! My recommendation is, stay away from Toll Brothers because they don't know their ass from a hole in the ground! And the only thing that happens is, the homeowner is "screwed"!

    After not having any success regarding the wooden stairwell, I asked for an email for the manager which was provided immediately. The manager's name was Wendy **. I sent an email to her providing her with a very specific timeline on all communications and no resolution. She responded immediately to the email which was on a Saturday. She followed through on the email by calling myself to discuss further and stated that she was able to get the wooden stairwell approved. I was very thankful for her promptness and ability to correct the issue.

    Furthermore, we completed our pre-drywall walk through where there was a note that a light fixture was in the incorrect spot. We were assured this would be corrected. It has been 3-4 weeks from that date with no correction to the position of the light fixture. Drywall has been placed as well as the ceiling since that date as well. We have been told each week that it will be corrected. Our last communication was with Quinn today who states it will be resolved and a picture would be sent once it is corrected.

    Original Review: My husband and I decided to purchase a home with a Toll Brothers community based on the quality of their homes compared to other builders. Our realtor also agreed that Toll Brothers were superior to other builders as far as, the overall experience and their homes. Our initial communication with the sales office was just that. Courteous, punctual and thorough. However, we are about 1 month in to the building process and the customer service has gone downhill. Before the initial signing, we reviewed all of the structural changes we wanted with our home. This included discussing in great detail that we wanted a wooden banister up our staircase, to include where a half wall would be at the entrance of the loft. We left this meeting very excited!

    Fast forward 2 months at our design appointment, our design consultant went over in detail the changes we chose which included confirming that we chose a “half wall” instead of a “wooden banister”. We immediately said that is incorrect. Rachel, our design consultant, emailed Quinn, the sales realtor that it was incorrect on that day (2/28/2025). This was before actual construction had taken place. We followed up with Quinn a day or two later for an update. We were told by Tyler, the construction manager, that a change like that is simple at “this point in construction”. We were told by Quinn, the manager would have a meeting and get back to us on whether the change could occur as they have a policy supposedly no changes once construction had started. Well, construction had not started and likely the materials had not been ordered at this point either.

    Almost 4 weeks later, we have not heard from a manager. We have not received an answer one way or the other. Toll Brothers is literally evading a conversation with buyers who are spending hundreds of thousands of dollars with connections within the communities in which they build. They are proving they do not care about the relationships they build with their buyers. It almost seems they are going to delay a conversation until it gets to a point of no return in the building process.

    Well, I'm not impressed with the management of this company! They are quick to sell you a home then drag their feet when they made a mistake. We purchased a home from Toll Brothers in 2022, had issues keeping it cool and warm, they indicated that the issue was the added space of the upgrades that was the problem and they weren't responsible. Fast forward two years, water in master bedroom suite bathroom toilet was getting so cold at night the water was freezing! Lodged a complaint with the company, they suggested it was outside the 2 year warranty but they'd send someone over to check it out. Lo and behold, it was determined there was no insulation installed in the master bedroom and the rest of the house had minimal insulation installed as well.

    We had no idea of this issue, as the manager, building inspector and others had signed off that the home was properly insulated....leading us to install a $10k mini-split system into the master bedroom to keep it below 85F in the summer and above 32F in the winter. After it was determined they didn't properly insulate the 5000sqft home they decided to fix the issue and pay us back $5800 for the minisplit.....well, five months later after submitting that claim they still haven't paid us a nickel back and are ignoring ALL inquiries! ALL I CAN SAY IS STAY FAR AWAY FROM TOLL BROTHERS! GARBAGE MANAGEMENT THAT ONLY CARES ABOUT THEIR BOTTOM LINE!

    I am giving Toll Bros a 3 rating only because the construction and Sales team was superb so far. I hope I do not experience what other reviewers documented. I am 2 days in the new home and still unpacking but had to submit this while it's fresh. Summary: I had the worst experience with the back office primarily the underwriting team. Not only did they did not understand basic financial statements but the inability to communicate what is needed was so lacking that we were still explaining and submitting verification docs past the scheduled closing time. These docs were submitted multiple times over a 3-week period and when requested again I could not obtain an answer to date.

    My disgust was escalated to the senior manager who called seemingly just to check the box that she followed up. I offered my observations that her personnel lacked proper training and/or their process needed to be revised. She exemplified the issue by keep repeating "so what can we do better"...totally disregarding the need to be customer-centric and train accordingly. I am convinced based on the other reviews I have read Toll Brothers' issues lie with the management not being accountable and taking responsibility for their or subordinates' actions.

    There is no cohesion between the teams' handoffs, sales to initiation to loan review to underwriting. This only creates frustration for the customers who may feel as captives once having made the commitment to purchase a home... and maybe have already sold their previous residence and hearing at closing the Clear to Close is not official and having to jump through hoops to stave off homelessness. Feedback Summary/Statement: Have documented repeatable processes and train associates according there ensure is customer centricity at all levels and contact.

    Pathetic customer care service. Have a new purchase with Toll Brothers. The home is still under 1 year warranty. The rep assigned aren't thorough, knowledgeable enough. They just reject and close the tickets without all your questions being answered. They even don't acknowledge the questions asked by a buyer. We trust builders like Toll Brothers to build our home knowing they are the best in class, just to know they are nothing different when it comes to post sales customer service.

    Shoddy workmanship and crappy trades. We've been in our Toll Brothers home going on 8 years. We've had to replace the windows, redo our carpet, repaint and now we have to put in a brand new furnace to the tune of $6500. If anyone else has had problems and they were able to get any satisfaction, please let me know who you contacted. I know it's a stretch, but I can try.

    It’s been a nightmare working with this builder since signing the agreement. They hire cheap trades who do shoddy work. Their warranty is a joke. Everything will be denied saying not covered under warranty. If you see their company earnings they make at least 40% profit after all expenses in their stock filings. So imagine what you get for what you pay. Crooks are hired so they can deny every issue a homeowner has. They won't let you install solar panels as well. Follow bare minimum building codes to save every penny.

    Some of the things that you can never get fixed: crooked and cracked walls, huge gaps in framing and unprofessional, uneven and insufficient insulation, cheapest concrete slabs that break everywhere, tile work done by kids, uneven floors, cheap sod, messed up elevation plan, worst communication, lies every now and then. Do not go by their past projects, they WERE a luxury builder but not anymore. Only good thing is some of the products they use are good not everything though. Once you close you will be treated very bad. I wish I never bought the home from them.

    I bought a Toll Brothers house in August of 2024. It's been a nightmare. First, the island was leaking water because they didn't hook the drain up correctly into the ice maker. So I had to leave my new house for a few weeks while they got the mold out and fixed it. Forward a couple months, and I have leaks in the master because they didn't include the drip pan to catch water, smart right? Oh I am not done, then the jack and jill walls all had water damage and they can't figure out why. No not one wall, all four walls. And now, they cant fix it because everyone that comes out says someone has to do something before they work, in essences passing the buck. Did Toll do anything to help me? Naw, but I make my payments, I do my part, and they can't do theirs. It's crap.

    My Toll home is 9 years old, but from the start there were issues. Although they offer several designs, their sub contractors are unskilled and cheat on many finishes. One contractor will often damage another's completed work and try to repair with a cheap fix. Their oversight is poor. Only one foreman for hundreds of homes. Many things are missed. You will need to check on your newly constructed home frequently to catch errors. Please video or take pictures because if you miss something Toll will deny plausibility and charge you to make the chosen change. I would not build another Toll home and would not recommend them to others. This is the second home I have built as new construction in a 55 community.

    The home plans and designs are nice, but the subcontractors they use are not good which leads to poor quality and lots of issues. If you build with Toll I would get ready for a years of warranty frustration and coordination with a company that doesn’t want to fix anything. It seems like Toll uses the cheapest option for subs they can find, which leads to a lot of issues which Toll then won’t acknowledge. They pass the blame to the various subcontractors as if the homeowner was the one who hired those subs and had anything to do with that process. Drywall issues are blamed on the framers etc. When/if the trades come back to fix their work you also get to argue with them that items need to be fixed instead of Toll being there to show them what to fix. They have one guy trying to figure out all the warranty issues for hundreds of houses seemingly without any real support.

    There are too many issues to list but curving walls, poor trim work, scratched up windows, scratched up bath tubs, scratched up window frames etc. are some of the main ones. I have also seen many issues with appliances not being installed properly and a garage door install that looked like a DIY project with the wrong hardware installed.

    During the construction process it seems like lots of issues are just painted over rather than remedied which gives the appearance of being complete to satisfy a final walkthrough.They also don’t seem concerned about the overall infrastructure of the neighborhood. We have had lots of issues with drainage throughout our area that is left to the homeowners to fix, whereas a different builder in the same area has taken care of retaining walls and drainage to avoid those issues. Toll just seems to leave it up to the homeowner which is a great example of how the management feels about taking care of their customers as a “luxury” home builder.

    Do yourself a favor and do the research about Toll before building with them. We built with them a couple years ago and have regretted it every day. The quality is extremely poor and the homes are slopped together. They do not have their own construction crews; they hire the lowest bidding contractors in the area to work these homes then charge customers as if they were paying for a custom home. Then when you submit warranty claims, they fight you on getting the issue resolved.

    If you are lucky enough that they accept the claim, then you have to hope that the company they hired is still even around. With our home the painting company couldn't be found after the job was complete and could not honor the warranty... Other issues we encountered were the lack of insulation for the home. Snow won't even stick to the roof because all the heat escaping through the attic. We had to replace the compressor on the AC unit last summer because the system was charged with 13lbs of refrigerant. The system is only supposed to hold 2.5lbs. So many problems with these homes, stay away

    Toll Brothers doesn’t just build homes; they obliterate everything that once made a neighborhood or natural area unique. This company’s utter disregard for the environment and local ecosystems is evident in every development they touch. If you’re thinking about buying from them, you should know the environmental cost that comes with it. Their approach to land development is nothing short of destructive. Instead of working with the existing landscape, they bulldoze every tree, tear down wildlife habitats, and replace natural beauty with cookie-cutter homes that could be plopped down anywhere. The “luxury” homes they build come at the steep cost of irreparable damage to the local environment, causing irreparable harm to local flora and fauna.

    Beyond the loss of natural spaces, Toll Brothers’ developments also contribute to increased traffic and water runoff issues. Local infrastructure isn’t prepared for the flood of residents that these developments bring, resulting in overcrowded roads and additional strain on already overburdened public services. And don’t think for a second that they care about restoring any of it – once the construction is done, they’re long gone, leaving the community to clean up the mess. For a company that claims to offer “luxury,” their track record is anything but. They’re willing to destroy irreplaceable local land for short-term profit with no consideration for the long-term damage to the environment or the community. Toll Brothers is nothing more than a greedy, environmentally irresponsible developer.

    Would not recommend. Once you have closed on home hope that nothing else needs to be done or fixed such as workmanship issues. Builder was very accommodating with scheduling appointments and meeting me after my workday during the purchasing process but once I closed and there were workmanship issues, the trades now work only M-F 8am to 4pm. Remind you this is to fix workmanship issues, and they can't accommodate my schedule??? Just going to leave that there. Do not recommend.

    Meridian, Idaho- Buyer Beware!!! I recently built a new home in Meridian Idaho and it has been the most stressful and horrific experience for me and my family. Toll Brothers once had an incredible reputation and this is why we chose them but upon moving into our new home it has been nothing short of a nightmare. I have spent the majority of my time in my new home back and forth with Warranty regarding issues pertaining to defects in insulation, paint, nail pops, poor construction of flooring, drywall, cabinets, closet and kitchen pantries. This review is not personal but to warn others to be highly cautious when choosing Toll Brothers as it is well known that these homes failed multiple inspections before owners actually move into their new homes. It is the talk amongst realtors within the community.

    Also if you are building a home and live out of state, I highly recommend using an advocate on your behalf as I was deceived of many things. I was told that they would be in constant contact regarding updates on the build but once the Sales Associate from TB got paid, she never kept in contact with us or fulfilled her obligations regarding communication and updates. If I had to do it all over again I NEVER would have used the people in Toll Brothers Sales office and chosen a realtor to speak on my behalf. My home continues to have chronic defects, issues and costly mistakes that I incur for their incredibly poor construction, bad management and execution on the build. They seem to have a high turnover which is concerning as well. I hope to move out of my home as it is not what I had hoped for and I do not wish this for anyone.

    My experience with Toll has been a nightmare. I purchased a new construction townhome for just under $900,000 in 2020. Just getting under contract was difficult. Toll tried to sell me a 3br home as a 4br, and my agent thankfully caught Toll's error before I put a deposit down. After we got underway on the correct home, I paid approximately $15k in kitchen and cabinet upgrades to get an integrated dishwasher and fridge.

    Despite branding themselves as "America's Luxury Home Builder" Toll failed to install these luxury upgrades properly. They failed to accurately measure for the integrated appliances and neither were flush with the cabinets. Drywall had to be removed to get the dishwasher flush and they never fixed the fridge, which looks horrible. They gave me the runaround for 3 years until I sued them. There are other problems: the entire kitchen island was installed crooked, almost all of the drywall nails popped after the 11 month warranty fixes, and most of the bathroom mirrors have rusted in just 3 years. I urge extreme caution buying from this builder.

    HOA concerns: Toll Brothers and one member from Associa Management company is our HOA. First issue: Another homeowner who closed the same day I did was approved a property line fence. I applied for a fence immediately, before closing. I was not approved to have the same property line fence. My fence was mandated to have a 10ft backyard setback with 6” of mulch around the property.

    As of today, I noticed multiple neighbors who installed fences property line to property line to the front of the house where the garage begins. They did not go through the HOA-no approval. Noticing these fence changes, I submitted another fence request, I was denied. Because I reported these neighbors and filed a complaint with the Florida HOA Business section, all of a sudden the HOA wants to meet to discuss changes to fence requirements. However, Toll Brothers has not said they will pay to extend my fence.

    Have you heard the saying don’t shoot the messenger. Well, the neighbors are upset at me. One has to ask why? To date, the fences that were not approved by the HOA have been changed to meet HOA requirements. What does all this tell you-potential HOA mismanagement? Below are pictures of homes that demonstrate what I am saying about residents' fences that do not conform to HOA guidelines. I may have to hire an attorney to have Toll Brothers fix my fence to meet these below fence standards.

    I visited a quick move-in house by Toll Brothers in Roswell, GA. They presented a property with large front and side yards and nice look and feel and so I purchased the house. Few months after moving in, I was shocked when my neighbor let me know that around 20 feet in width and more than 150 feet in length of my front and side yards belong to his lot as he himself discovered that after doing a survey. My neighbor’s house was closed more than a year before my house was closed. The issue was that Toll Brothers landscapers installed Sod, 2 trees and 4 of my sprinklers in my neighbor’s lot and it gave an appearance as if that all belongs to my yard. Sod was installed in my neighbor’s lot one year ago, so whatever new Sod was installed appeared as if it belonged to my lot.

    I did my own survey and figured out that my neighbor was correct and landscaping folks made a blunder. I reported the incident to Toll Brothers multiple times with no success. The only thing they offered was to move my sprinklers back to my yard and install a landscape screen in my yard, but the issue is that I would have never bought this house had I known the actual boundaries. The new boundaries have degraded the appeal of the house and now almost 70% of the land between my house and my neighbor’s house belongs to my neighbor.

    When buying a property, please ask your Construction Managers to install wooden stakes as per the survey plat, otherwise you will be shocked to learn of your actual boundaries as they can present you nice property with large yards and not following the survey plat during landscaping and giving it an appearance that your yard is larger than it is actually. After you sign the contract and purchase, no matter how much you try to resolve the issues with Toll Brothers, they will not care about customer experience as they believe they have a strong brand name and they can always get a lot of customers to purchase the houses built by them.

    Sorry, I can't even give one star, site would let me remove the one star rating. I purchased my home August of 2008, in the winter I noticed my windows were very drafty. I put a candle to my bedroom window and the flame just flickered from the incoming draft. Toll Brothers and the manufacturer came to my home and said there is nothing wrong with my windows. I purchased heavy lined custom curtains to keep the cold out at a cost of $3,000. My front door was very drafty, felt it through the open floor plan into our family room, in our adult community. Purchased our new door from Home Depot and when the installer was taking out my old door, he said get a camera, you don't have any insulation, how did your home pass inspection!!

    I had a major problem with my guest room and library windows, I had made a settlement with Toll Brothers on that and signed a letter of non-disclosure. But by the time I made the settlement, my friends knew about the problem. Surprised some didn't pursue their issues. I did have to hire a lawyer to get their attention. Now I have two other window problems. A Toll rep came to my house for something and before he walked in, he looked at my large picture window over my front door and told me my seals are broken. He said I'll take a picture and someone will call you. No one called, I called several people about 10 times. This is an expensive window and I have a 20 year warranty, which no one is honoring.

    At this time I wrote to the Better Business Bureau. I did not get any satisfaction, their response was that I don't have a warranty, as told by Toll Brothers. This is incorrect, I have a twenty year warranty with the window manufacturer, that would be good until August of 2028. I was cleaning my bedroom window sills and to my shock the bottom of one window is broken, there's a piece that's cracked and falling out, picture below. The window fell out of the wood molding! I'm holding the window with two hands, alone in the house, somehow I was able to push it back into place. Several windows are cracked at the seams, just cheap materials and poor carpenters that really aren't schooled in building. They make their houses look nice, but the quality of materials are below builder's grade for a builder that labels themselves as "premier builders". Most of my windows cannot be opened and I can't pull the top ones down.

    According to Toll's rep, I had to call the manufacturer, which I did. The manufacturer said take a picture of the sticker on your window and your invoice number. There are no stickers on my window and never was, that would be the fault of the installer Toll hired, and I don't have the invoice number on my warranty, that would be Toll Brothers's error. Toll insists there were stickers on my window, I have friends that don't have stickers on their windows. Many people in my development had major problems with their windows, some got them replaced, others got the run-around like me. Some had to add insulation and another friend said in the winter she puts round stuffed fabric, like door stoppers, for the windows. That is no way to live in a new home.

    My windows are rotting away. I just purchased a few windows from Renewal by Andersen and can't wait for them to be installed. I had put these in the guest room and library in 2016, they are what windows should be. I just purchased new ones during a promotional sale, buy one, get one half price. Next year I will replace my family room windows, they are solid, well made and will never become stuck so that you cannot open them. Toll Brothers should be held accountable for their mistakes in the homes they build. We the consumers never get the satisfaction we seek, which allows Toll Brothers to continue building with this unsatisfactory behavior.

    There have been numerous issues for every single house they have built in Bothell. Really no quality control. Homeowners have spent thousands of dollars to fix their mistakes and lack of quality. I just had to replace all frames for windows! They simply rotted and collapsed just to give one example. I am in if others consider to sue them.

    I would never recommend this builder to anyone. They have caused me so much unnecessary stress at the same time I am going through grief and mourning from my husband dying unexpectedly. I have lived in this villa going on 90 days yet they have not yet fixed a single 30 day item that is from poor workmanship. I have already made a decision to sell because with this poor quality I will never be happy there. I have a roof that leaks, I have a crack in my ceiling, 60 days ago they promised me over and over and over they ordered a new dishwasher for me because all the appliances that come with it are the cheapest more inferior you can get.

    I went to look at DR Horton today and their appliances are much better and their trim and paint work is better. But what is shocking is I got a call from the TB VP saying he will ensure that my work is completed but it's all talk. That was a month ago and not one single item has been repaired. Would you like to drive up to your house where the gutters were not put up properly and look at the pictures below. They ruined the kitchen sink trying to fix the screw driver marks they put in it. I have bought cheaper houses that quality blows away TB. Beware. They are only luxury when you are buying a multi-million home.

    Looks like we’re experiencing what everyone else experiences with this builder! Horrible quality and no accountability! They’re a horrendous builder and you should avoid at all costs or it will cost you! We built a multi-million dollar home in a luxury community and all the roofs in here are leaking! Toll gives every excuse not to take responsibility for their poor workmanship. Our roof was incomplete and caused damage throughout the entire home (almost 7000 sqft). When we contacted Toll about the roof leaks and the damage it caused, they told us it was “homeowner maintenance issues”. We recently had a roofing company come out due to multiple leaks and they took several photos of our incomplete roof! They spent two full days repairing our roof and completing the roof that Toll never did! These are just a few of the pictures from the roof and the damage it has caused throughout our home.

    Outside inspections were done during the build and for the 1st year warranty walk-through but they won’t let them on the roof. Toll will tell you they’ll void the warranty if you allow an inspector on the roof. Now we know why they don’t want them on the roof, they’ll see the horrible work they’re hiding! We’ve had several leaks over the past 4 years we’ve been here. Our inspector noted the roof needed repairs based on the drone he used during our 1 year warranty walk-through. We were told it was fixed but it wasn’t! We continued to have leaks. Toll would just come in and do patch work, not repairing the entire roof or even completing the work that was never originally done to begin with!

    There are countless issues with their “luxury homes”! Do NOT build with them! They’ll grab any random subcontractors to build the biggest investment you’ll purchase and give you every excuse as to why it’s “fine” and not an issue until it becomes a major issue. Then it’s “out of warranty”! Also attached is the email response we received from Toll and the original inspection report regarding the roof. I have several emails and texts from years ago when I tried to get the roof repaired and was told there was nothing wrong with it. We recently spent thousands of dollars getting the roof repaired correctly, drywall repairs, paint and having a mold company come take care of the mold. Build at your own risk!

    I trusted the name 'Toll Brothers.' I purchased a Toll Townhome in Pennsylvania and from day one I was unable to close a main window. Toll blamed it on Pella. Pella came out numerous times, took pictures, and showed me where it was a structural issue with the framing. It is plain as day. If the frame is crooked (construction issue) the window would never fit properly and therefore never close properly. After nearly 2 years of pushing Toll Brothers to fix it, they denied anything was wrong with the window and said they were closing the ticket! The window still does not close all the way. DO NOT BUY TOLL. I regret it.

    Toll Brothers used to be the best in the business. The quality of work is equal to that of any other major builder, aka, David Weekly, ICI, Lennar, etc. Don't pay the premium for TB, keep the money. And if you have to buy Toll Brothers, do NOT depend on their Warranty Team. It's a joke. The team probably loses more money for Toll Brothers as they have inexperienced, unorganized "customer service" people working the warranties. THIS is an area where Toll Brothers could probably improve their Warranty service by installing AI. At least in Nocatee, Florida, TB's Warranty is beyond horrible.

    Toll is the “luxury” home builder with the worst subcontractors. If you want to buy a Toll house because you like the neighborhood don’t upgrade anything. Do all the upgrades yourself. That way you can get quality contractors. One look at Toll’s SEC filings will tell you that all the money goes to a few executives who are likely focused on their compensation package instead of a quality product and customer satisfaction.

    Our community is wonderful - we have met some of the most amazing people and have formed solid friendships.... BUT TollBrothers as a company is horrible to deal with when the sale is completed. Warranty representative (Joanna) is very unprofessional - uses horrible vulgar language, gossips about other community members, sets appointments up for workers literally a few hours before, refuses to communicate via the portal instead prefers to call / text at her convenience, walks onto our property (house and backyard) without knocking because one of "warranty" workers is doing repairing work,,, We could get past the rudeness BUT throws around the phrase "industry standard" for incomplete & poor work as if she is a contractor. When I have pressed for documentation about what the industry standard there is no answer.

    Couple of examples: Joanna blatantly called me a liar, accusing me of breaking appliance that was damaged during warranty work, talked about me to her workers calling me difficult because I wanted it fixed. And the policy is Tollbrothers warranty does not "do" appliances, so I got to work directly with appliance company for repairs. We had a home inspection done, shared the results via warranty tickets and from that point on every warranty claim entered was dismissed as industry standard.

    One of the workers & his supervisor came back and did additional work after warranty ticket was "completed" to industry standard by Joanna - she is apparently the professional in all things construction. He knew it was not done correctly and reported it to his supervisor. He said he was not willing to leave the job as it was - his crew supervisor also said it was the right thing to do, and he'd work out payment for time with TollBrothers. Happy to know there is some sort of professionalism somewhere at this TollBrothers build even though it is NOT from TollBrothers.

    Our home is under warranty for one year, but we simply have decided to hire a contractor to make repairs instead of spending endless amount of time putting in tickets, arguing with warranty rep and waiting for unlicensed / unskilled workers to come and "fix to meet the industry standards" and still have the same unresolved issue. Peace of mind is priceless. This is not our first time building a new home but it is with TollBrothers - and will never do business with them again.

    Toll Brothers is absolutely despicable. They are greedy, sloppy and careless. My friend is building a home with them in Utah, and it has been a living nightmare. The week she was supposed to close, they flooded her house - a cut in a plumbing line in the master bathroom - water leaking, pooling on to the HVAC, into the ceiling, walls, moldings, carpet. They were not going to tell her about it and tried to cover it up. When my friend saw the water damage, she asked Toll Brothers to remediate and fix it, but they refused to take action. She is still fighting with them to have water damaged materials replaced in her new "luxury home" before she has even lived in it. They have been unresponsive, unaccountable and uncaring about the flood which they caused. Such lack of integrity is unacceptable from a company that claims to be a "luxury builder." Disgusting level of greed. Stay far away from them.

    The only thing “luxury” about Toll Brothers is their (unjustifiably) high prices. My friend is currently building with them in Sycamore Glen (Riverton). On the day she was scheduled to close, Toll Brothers flooded her house and took no action for a week. Instead of addressing the flood, they just let the water sit while they all went home for the weekend. After charging her an additional third of the cost of the house in upgrades, they now refuse to replace things they damaged: saturated carpet, drywall, and molding. If a builder markets itself as “America’s luxury builder”, you’d think they’d stand behind delivering a luxury home with the all-new materials she paid to receive. If you want a builder that operates with integrity, go elsewhere!

    From the beginning to end terrible experience. Impossible to get out of the contract without huge penalty even at the time that housing market is booming. Very low quality of construction with structural problems. Difficulties reaching anyone. After several attempts to fix issues they are still there. Everything inside out is cheap quality. It's always good before you purchase and as soon you move in then you sees the actual problem and they hire the guy who doesn't let issues to go to upper management and decide to decline everyone 's major issues by saying Toll Brothers would not cover it.     My daughter purchased a new Toll Bros. home and within a few months found water under her subfloor. Eight of her neighbors have the same problem. Toll Bros. said they would "fix it" but two failed sump pumps later they still have water under their houses, sometimes 5-6". They are on a hill and the water should be draining down but something is wrong with the grading. The neighbors hired an engineer who said it could cost $50,000 to put French drains in and solve the problem. They got a lawyer and tried to fight Toll Bros. to get this fixed.

    The company have snouty lawyers and billions of dollars to fight such lawsuits and implied "even if you win we will keep appealing". The victims in this case do not have hundreds of thousands of dollars to pay lawyer fees to fight these jerks and would end up bankrupt in doing so. Do not buy a home from Toll Brothers! They are a horrible company that only care about money and never the people who buy from them.

    Toll Brothers in Sayebrook (Myrtle Bch, SC) are the absolute worst company I have dealt with. This is our sixth home in 27 years. All were new construction homes. Toll Brothers is the worst and they should be ashamed to call themselves a “luxury builder”. They don’t honor their warranty and hold their contractors accountable. The homeowner is left with poor craftsmanship, empty promises, no accountability and the SC Myrtle Beach team absolutely have no integrity. It’s a shame their CEO is not approachable, no way a leader with integrity would allow the SC team to embarrass the Toll Brothers brand.

    BUYER BEWARE - Toll Brothers does not offer a loan contingency for their new construction homes, which means if you don't qualify for a mortgage when the home is ready, you stand to lose your ENTIRE DEPOSIT. This can be a significant amount—over $150,000 in some cases. Given the unpredictability of future interest rates and the potential for personal financial situations to change, this policy puts buyers at substantial financial risk. Toll Brothers seems indifferent to these concerns, showing a lack of care for the financial security of their customers.     So we purchased a Toll Brothers home in 2020 in Cumming GA. I would recommend staying away from them. Mind you, the looks are great. But the shortcuts these builders take to finish the house will cost you money. They did not prime the walls in bathroom. All drywall tape peeled. We removed the drywall tape and in some areas they packed with plastic and paper to fill the voids in between the drywall corners. Doorways are crooked. They even put up a door frame on an angled wall and did not mount the frame properly. High window frames, where you need a ladder, are caulked poorly and terrible finish. My yard is littered with construction debris. I recently put in new sod and found more roof shingles, bottles, large rocks > 5 lbs. I wish I never bought a tollbrothers. They look good but are built poorly.

    Visited a TB community in Houston and decided to apply for a loan with their in house TB company. Was initially approved for more than we needed, put earnest money down and picked out all selections at the design center and paid our design center deposit. 3 Months later, our TB loan officer told me that my score needed to be a certain number (which it was) and I needed to show a certain percentage from VA disability (Which I did). All of a sudden, I'm denied and now the loan officer won't respond to my emails. Do yourself a favor and steer clear of Toll Brothers mortgage company unless you want to be lied to repeatedly over and over again.

    All I have to say is these people are the rudest in the industry. I have built with many in Atlanta, Pulte, John Weiland and David Weekly. I walked in a house to look at fixtures etc. the project manager yelled, literally yelled at me to get out of the house, no one else should be in a house during the day. I felt threatened, like, should I call the cops. Bizarre behavior when we are their customers. Guess they don't want to sell homes. When I walked in the other properties, they were glad I was there and wanted to show us around and show off their homes, not berate us, the customers!!

    I recently had the unfortunate experience of dealing with Toll Brothers' customer service, and it was nothing short of a nightmare. I was made unaware of the next-door window and my window is on the same side and has no privacy. I bring this to the Toll brothers and Keith ** (customer care director) said select plan whichever they want. Disregard the customer safety. I have never seen like this customer service in my entire life. The house made are from very cheap materials. Please stay away from Toll Brothers in Denton, Texas.

    Our home was completed by Toll Brothers in 2000. The construction process took about 7 months longer than they told us. During the two-year construction process there were numerous times where construction completely stopped for weeks at a time. No useful explanation. I was on the construction manager like white on rice, so I think I turned out better than many of my neighbors regarding quality.

    One major thing I ran into after 12 years was extensive dry rot. So many of the wood joints had absolutely no primer paint. That made for a very expensive repaint job. The lack of primer was only detectable after the house needed painting. Some of the upstairs bedrooms have walls and ceilings that are out of plumb. In the kitchen they use appliance models with non-standard sizes. When appliances (such as ovens and microwave) need to be replaced none of the cabinet sizes work with replacement appliances. Note that I purchased the highest grade of appliances and options. Regardless of what the sales people say, the result is pretty average. If I did it over again and I had to use toll brothers, I would have been much tougher on their sales people and project manager. At the end of the day I do not think they really cared that much about the customer.

    We've been in our new home at Fairhaven in Nampa Idaho for over 3 years now and I'm still repairing things that were done incorrectly. It's my 3rd new construction home in my life and none have been good. They wouldn't warranty stuff and when they did the people they sent made things worse or didn't even fix what was wrong. Every appliance they installed broke and they would come out and do a repair only to have it fail again. My advice, never have a home built. Buy a resale home after having it inspected by an experienced reputable inspector. There's not enough room here to write everything that's screwed up here. Huge regrets!

    Toll Brothers is absolutely horrible!!! Stay away! The warranty is a joke. They go around fixing things under the warranty and don’t know how to fix things under the warranty. We purchased a house from Toll 3 years ago and found out that there are multiple code violations regarding our interior stairs. The city inspector cited code violations and Toll is trying to back out saying the house passed a final inspection. The walls are not straight, the drywall isn’t taped properly, there a visible seams on the ceiling and walls, ceiling and wall cracks. All of our ceramic tiles in the laundry room cracked 6 months after closing. It’s obvious that there is something wrong with the subfloor but they won’t fix it saying it’s not a warrantable item. Two of our rooms have water stains by the ceiling but Toll does not know how to fix it and which of their subs is responsible.

    The insulation sub says it’s the roofer, the roofer says it’s not them. Toll warranty manager says it’s humidity in our house even though we have a humidity gauge and everything is perfect. They have no clue how to fix things under the warranty and ultimately you don’t get anything fixed. The construction managers that Toll hires are absolutely terrible and don’t know how to do their jobs. During construction, we noticed windows not level and higher by 2” from other windows on the same wall in the same room.

    They were also installing one large window in the dining room in the corner of the room instead of the center. They framed our hallway wrong. They had to re-frame the windows after we pointed it out to the construction manager. He admitted he didn’t notice. We previously had a home built by a different home builder 15 years ago and no issues whatsoever. We didn’t have one crack on the ceiling or walls and we were surprised. Stay away from Toll Brothers- speaking from experience.

    Really not 5 stars, I just wanted this review to reach the top of the list to warn prospective home buyers of Toll Brothers' conniving process, Bait & Switch business processes. After signing a contract in December 2021, we finally closed on our house in August 25, 2023. This review is to give fair warning for all people that is considering purchasing a home from Toll Brothers construction Co.

    After waiting 10 months after signing the contract with Toll Brothers they finally broke ground to started building our home. This delay cost us over $20,000.00 in additional rental fees which Toll Brothers refused to refund us. When we asked the Sales person how long it would take to complete our home, she said eight (8) to ten (10) months, what a line of crap. Now Nineteen months later they are scheduling our closing without all the 57 items identified on our punch list not resolved.

    Every attempt to contact the Tampa Sarasota division office (Brian O’Hara (VP), Jamie ** (VP Operations & Quality) fell on deaf ears and when we contacted the corporate office in Fort Washington, Pennsylvania, (Douglas Yearley Jr.-CEO, Gregory **), they just referred us back to the Tampa Sarasota division office, so don’t expect to actually get an answer for any questions you may have.

    Toll Brothers have one focus, Profits over customer satisfaction. They hire the cheapest subcontractors which results in amateur like quality so don’t expect to get a “Luxury Home” as they state on their logo “America’s Luxury Home Builder”. After speaking with many of our neighbors we feel we got off easy, some other customers had issues like subcontractors pouring cement in the sewer drains and cutting water lines to flood the home and other forms of sabotage when the subcontractors did not get paid from Toll Brothers. So just take this as fair warning, their contract states they can take up to TWO YEARS to complete your home, good luck with your home search.

    Thank you Toll Brothers Mortgage for ensuring we never buy a Toll Brothers home. Toll Brothers Mortgage refused to "recommend" us (e.g. permit a sales contract) under the following circumstances:

    1. $500,000 down with a $250,000 mortgage
    2. $40,000 earnest money
    3. >$150,000 income, W-2 and 1099 (TBM would only recognize $20,000 in 1099 income)

    4. Pre-approved by our lender.

    At first we were furious: How does anyone "qualify" to purchase a TB home? How is TBM dictating whether a sales contract can or cannot be written? How is this a successful business model? We decided to purchase our backup home and experienced the professional purchase process expected. Although baffled by the TB process, it was a blessing in disguise as we purchased a similar home at a lower price with greater incentives. Thank you Toll Brothers!

    My wife and I are writing to formally express our deep concerns and dissatisfaction regarding significant issues encountered during the home-buying process with Toll Brothers. The contract for a property located in Elkhorn Grove has been plagued with multiple inconsistencies, which have caused confusion and jeopardized the integrity of the agreement. Upon our initial review of the document, my wife and I noticed discrepancies in the incentives stated in the contract. The contract listed a reduction of $75 off, whereas the agreed-upon incentive was $75,000 or $75K. The sales agent stated she “forgot the 'K'” but advised she would "edit prior to signing if it made us feel better".

    Furthermore, the verbiage concerning the homesite premium deposit for VA homebuyers remains inaccurate. The sales agent stated she “wrote it into the contract herself” and would try to revise it so it would read clearer. At the time of us signing, the verbiage used still indicated a lesser deposit was required than what was requested.

    In addition to these contractual discrepancies, our experience with the home options presented has been distressing. During the structural meeting with the sales agent, they specified lower cabinets were included, only to discover that the actual offering was different from what was conveyed. Despite our verification with our realtor, the sales agent has refused to acknowledge their misinformation. Moreover, the area and sales managers have shown an unwillingness to resolve these issues, resorting to intimidation tactics and leveraging incentives against us. Their dismissive attitude and attribution of our concerns to an overload of information rather than acknowledging the misinformation provided is disheartening.

    What's more, the lack of clarity and information shared between the sales team and the design studio has compounded our concerns. The viewing of different floor plans for our home and the unavailability of pricing for essential features like cabinetry, insulated walls, and electrical options during design and structural meetings have left us uncertain and dissatisfied with the process. While we initially held high hopes for our new home, the multitude of inconsistencies, unresolved issues, reviews of other customer complaints in the area, and the unprofessional conduct displayed by the management have deeply unsettled us. As a military family, attention to detail is paramount to us, and the experience thus far has fallen far short of our expectations. We anticipated a professional and seamless process but have instead encountered behaviors that do not reflect the upscale, luxury image associated with Toll Brothers.

    We implore the corporate office to thoroughly investigate these matters and take decisive action to address these issues promptly. As responsible buyers, we have shown flexibility and understanding throughout this process. Still, we cannot continue to overlook these substantial discrepancies and unprofessional conduct demonstrated by sales agents Saeedeh **, Lauren **, and area manager Julia **. The sale experience we had was bad, the sales guy couldn't calculate correctly, sales guy wouldn't even try to talk to upper management and ask for additional incentives. We had everything presented and facts set, but this sales guy would not want to do anything. Our first time buying toll's sales was much better compared to today.

    We purchased our home in July of 2023. We have relocated 7 times for work and have purchased new/built homes 5 times. This has been the worse experience to date. We have had more problems - electrical, patio, concrete, finished carpentry, plumbing, windows, doors, appliances - than any other home we have had. We are just 6 months in. Repairs are being made, but if this is just 6 months, can’t imagine what is in store for the years to come. Will never purchase another Toll Brothers home.

    We moved into our new home build in October of 2023. Working with the sales and construction teams throughout the build was a nightmare. We experienced a plethora of supply chain issues and the builder failed to offer suitable substitutions and would not take accountability whatsoever. Even after being in the home after three months we continue to uncover poor installation of carpets and cabinetry. Once you move into a Toll Home you will never want to deal with them again.

    Worst builder ever! They lie to just sell homes. We moved in August 2023. We were never told that there is no sewer system. They are using big tanks to filter the community’s poop. Everyone’s hot water heater never works because there is a short in the system. The kitchens and bathrooms are terrible made very cheap. Stay away from Toll Brothers.

    Buying a Toll Brothers home which is being built may be hazardous to your health and pocketbook. Follow the City building inspections daily and always follow up. The excuses for the building delays are enormous and can be prevented. HOA: Associa of Gulf Coast: However, the reason I am writing is because to the HOA Toll Brothers uses to manage my development; Solstice at Venice Florida.

    I also wonder if Toll Brothers has a financial “kickback” reason to use this HOA, Associa. Currently, Associa and Toll Brothers Nation Director of Community Associations has given me various responses that are open ended about a backyard stepping stone, artificial grass and install quality requirements, changing backyard fence requirements and lectured me about foliage I state I would ask permission for - to install in the future. I am going to need to hire a lawyer just to get a straight answer from the TB National Community Director and Associa.

    Further, the bylaws want your car(s) in the garage. And you can park your golf cart in the driveway. How is that for appearances. The main issue here, the garages are not big enough to hold two cars. And the lots are not big enough to store your garbage cans outside-of course with a structure erected to hide the garbage cans. Toll Brothers really needs to look at their HOA guidelines if they want to keep their residents and if they want to be considered a Luxury Builder.

    Overall: The HOA is inept. Homes are not built to support a family with family school and work needs. Watch your pocketbook. Your move in time will not be what they tell you. Plan on additional month after month, after month.

    We moved in March, by the time July came our countertop was changing colors and getting darker over the 3 months. We were told countertops were sealed. Have proof not sealed and this caused countertops to have dark spots where used more. Tolls Bros does crappy work and don't care. No communication. Had to always follow up. I guess they think it's easier to ignore problem. They said because I didn't report when we closed and waited it won't be covered, well it got darker with use due to it not being sealed. Toll bros is not luxury builders. Bad, cheap windows and just bad quality overall.

    Buyer beware. First, get a realtor. Don't think you can negotiate and get a deal by saving them commission, they won't truthfully negotiate with you. Second, if you buy with Toll Brothers and plan to upgrade your entire house, and you have normal taste, as well as enjoy things like electricity, you are looking at around $155k in design center costs for mid level upgrades to kitchen, bathrooms, and luxury vinyl plank floors in a 3000sq ft house.

    They are not upfront with design center pricing at all. They will not even give you design center pricing or show you the options until you sign a non-refundable contract and pay them 20% of the price of the home, the lot premium and the construction upgrades. If you insist on getting design center pricing they just ask what your budget is and then tell you that you should be fine. They tell you the average person spends 12-15% of the cost of the home in upgrades, but can't tell you what that is based off of.

    Let me tell you, after personal experience and speaking with people around the community 12-15% gets you a cherry picking menu where you end up with minimal upgrades and find yourself having to take their included-and outdated-products for the majority of the house. Plus you are paying construction upgrades for things like sliding doors, a fireplace, tray ceilings, or an open stairrail with wood treads (which are overpriced). Your home will look nothing like the model unless you plan to dish out $250k minimum.

    Their included base level tile and cabinetry is horrifically outdated and it is honestly absurd that they don't include a better starting point in what is considered their "luxury level" homes. I've rented homes that cost $350k to purchase that had better finishes than Toll's base level $878k home (in the same square footage). It's a scam, and so disheartening to homebuyers. In my opinion these types of builders have just found another way to get rich quick. Not only do they charge an overpriced lot premium on top of the price of the home (that is priced based on surrounding comps), they overcharge by close to double or triple on many upgrades, and they don't discount off the product that comes with the house that you aren't going to use! So basically you get charged for a product that you are not getting!!

    I have worked in the home design field for years and know the pricing and installation costs of their upgrade products. They are overcharging, by a lot. It really blows my mind. They could make more money if they charged a normal amount, because people could actually afford to upgrade their entire homes. Instead they reel you in with a beautiful model home, are not upfront or truthful on the pricing of upgrades, and you find yourself stuck in a contract for a million dollar home (after the lot premium and construction upgrades) that looks like it cost half the price because you can't afford to upgrade it fully.

    I had no idea what to expect but I had heard stories of inflated pricing, so I budgeted high. I wasn't even close. They came back with triple what I expected it to be. It wasn't my first experience building a home either. I had built with another builder only 2 years prior and their upgrade pricing on a home that was 2000sq ft larger was half the price of Toll Brothers for the same product (or better) and the whole 5000sq ft. house was upgraded. Toll Brothers pricing isn't just inflated, it's a total ripoff. Oh, and the sales people are extremely helpful but once you sign the contract and give them your deposit expect to hear nothing from them again, other than from Toll Mortgage to pre-qualify you. If you try to get ahold of your sales rep they don't respond.

Since they mostly build in developments, you have to replace it with the exact same crappy material and cannot pick anything different.     Do not trust this company! They intentionally sold us a property that is basically a swampland. They could have easily installed drainage pipes but they took the cheapest route and installed a 'Swale'. Which means there's a river of water running through our backyard whenever it rains. And it's designed to get the water runoff from 3 neighboring properties!!!!! They refuse to fix the issue! It's also a breeding ground for mosquitoes and gnats and other insects! Toll Brothers only cares about profits rather than their customers! They are a complete disgrace and should have their contractor license revoked!

    We had a house built and found that we had to check the work of all subcontractors. In other words, we had to do the job of the build manager. Some subcontractor work was good (e.g. countertop installation) but others were not. In particular, framing, roofing, and drywall was poor. We found a leak in the roof during construction that the builder did not notice. Framing was poor (crooked walls) and drywall was poor (visible seams/gaps/bowed walls). Building oversight was poor, leading to work that needed to be redone, with significant delay in closing. We had four different build managers over 16 months. We had to drive 300 miles to visit the site, and felt we had to do this each month (or more) to make sure work/repairs were done right. They said they oversee construction “like it was their own home” being build, but this is just **. Be aware… you must spend a lot of your own time to ensure things are done right.

    We did our due diligence and researched Toll, but we were assured that the complex we were interested in was the Pride of Their Fleet and that this was a new type of community. Well shame on us for not taking the "reviews" to heart. We got past the fact that everything is an upcharge and that you could only pick from their overpriced design center, we struggled through the constant delays, moving in 6 months after the promised date when others who bought after us were getting in sooner, and we dealt with construction equipment and dumpsters in our section of the community for over a year.

    What we had the hardest time with was the warranty department and their lack of response and care (Customer Care Center - HA!). They moved on to their next development project and left ours behind. The only saving grace was the hardworking groundsman who did the best he could with the restrictions Toll put on him. So understand that once they have your money don't expect anything but lip service, if you can even get that!!!

    Toll Brothers are a horrible builder. I believe they use the cheapest materials they could find and charge an arm and a leg for them. The fences are relatively new, but they’re already showing age. The paint is flaking off and the screws are popping out. Dozens of trees are dead or dying. The pavers in the front all need to be replaced, and the pool had to be emptied and resurfaced. All these are added cost for the homeowners. Toll Brothers builds a Development and gets out as soon as they can before, the amenities start to fall apart. New homeowners are left footing the bill for Toll Brothers' mistakes. They have to pay extra fees to get everything fixed. So if you think you’re buying a house, keep in mind, you’re also buying Toll Brothers mistakes and all the repairs that will be needed over the years. I’m surprised there’s not a class action suit already.

    I have built several homes in the DFW area over the years however, like many on this site I made the regrettable choice to build a TB home. I will start by saying the sales folks were a pleasure to deal with however management is another story. On numerous occasions throughout the process, I had the displeasure of dealing with Ann **, Area Sales Manager, and Jay **, Division President here in Dallas. These two individuals should be an embarrassment to TB. As several things were not adding up along the build process, I requested several meetings with both however neither one had any interest or time since they had me locked in with all the prepaids.

    When it came time for closing and the appraisal came in almost $200k under value and I looked to negotiate a little on the final sales price since I was going in almost 14% underwater on this home, their response was simply, "Don't worry, the market will come back in a few years." Profit is the only thing that matters to this management team and the words customer satisfaction do not exist in their vocabulary. I have now been in the home just over a month and still have contractors here on an almost daily basis due to questionable workmanship. I would NOT recommend TB to anyone, especially here in Dallas as long as these two are running the area.

    The amenities are nice at Metro Crossing but Toll Brothers management are very hard to deal with. The sales VP Joyce has turned what we thought was going to be a wonderful experience into a nightmare. She has routinely turned down simple requests that were agreed to between us and our Toll Brothers Sales rep before we entered into contract. It's like dealing with DR Jeckyll and Mr Hyde. They promise you a lot before you put your deposit down, then they fight you tooth and nail on any changes or requests after you make your deposit. Their purchase contract is over 100 pages!

    I signed a contract with Toll Brothers for a new luxury home built on June 4 and paid a significant deposit for the house, land, and structural options. On June 23, I received a welcome email from the Area Production manager. I was thrilled to receive this email and was glad I chose to build a house with To Brothers. Well, that is not the case anymore. On July 13th, I inquired about the status of permits, and the Area Manager responded that they were waiting for Structural and Architectural drawings to be completed and stated…“looking to start your home at the end of August.”

    I emailed the Area Production Manager on 8/1/23, 8/3/23, and 8/8/23. Radio silence to my repeated emails inquiring if the subject drawings are completed, and the permit application is in process. Why would an Area Production Manager ignore a customer email when I’m paying well over $2M for the house baffles me. I'm so frustrated, to say the least, with the lack of communication. I never imagined the communications with Toll Brothers would be so bad.

    My parents had a house built this year in the Woodson's Reserve in Spring, TX. An additional water valve was not included in my laundry room. The water valve was installed and Toll Brother's sent out a contractor to repair the dry wall. The Contractor showed up at the house and my Mother instructed the individual to cover the counters in the laundry room so that dust would not be all over the place. The Contractor did not cover anything. She asked him three times to cover the items in the laundry room before beginning to work. After her multiple attempts went ignored she asked the individual to leave her home. He replied that he was not going anywhere. She asked him several times to leave and he refused.

    Thank God that another contractor that was hired by my Mom was there doing some electrical work and he intervened and made the individual leave. My Mother is elderly, what if she would have been by herself? Toll Brothers hires any and everyone. They build million dollar homes and get individuals to do the work for little to nothing. My Mom is uncomfortable with any of their contractors coming back into the house to finish the work. Toll Brothers' work is shoddy to say the least. I have had several problems with them and it is always a hassle to get things fixed. Beware when Toll Brothers sends contractors to your house. Be Protected.

    PLEASE AVOID TOLL BROTHERS HOMES AT ALL TIME. We will never purchase a house from toll brothers. They use cheap vendors and act they care for their customers when warranty is submitted. At the end, they provide "reports" who were commissioned by these vendors and tells customers it is customers fault. Easy way out. They call themselves luxury home when they use cheap vendors and offer cheap products. NOT WORTH YOUR MONEY. PLEASE TAKE YOUR MONEY SOMEWHERE ELSE.

    We purchased a home in Lake Forest from Toll Brothers and have ran into non-stop problems. Toll assured us numerous times that we had multiple mechanisms to get them resolved including a completely white-glove first 3-months route where any issue will have a person quickly come to the home and repair the problem. 2-months in and all these promises couldn't be further from the truth. The staff treats every issue with no urgency unless it is life-threatening (which we did run into). Their ticketing system is slow and designed to push the problem away from Toll.

    The final straw was our oven quit working after barely using it 2-months in. We contacted Toll to address the issue and were told we have to go through a separate company's warranty department. This after stating multiple times all repairs would be handled directly by Toll in the first 3-months. The lack of care and customer empathy is astounding. Whatever reputation Toll has build over the years is no longer warranted. Do not believe anything this company says, be very careful of false promises as you will end up spending so much time and money to get a lemon repaired.

    Purchased a condominium home in a Toll development in Massachusetts (Regency at Glen Ellen in Millis). So many problems. A/C barely worked on second floor but after every song and dance in the book they refused to resolve the problem. Did a few things like moving the furnace over 8 feet, wider duct work and “balanced system” but never addressed main problem of undersized unit. Today it is set at 70 and temperature is 78. Only 79 degrees outside. When first moved in they forgot to put any heating ducts in the two first floor bathrooms. After months of waiting finally did a very poor job so that the master bathroom still always cold in the winter. The list goes on and on. My advise -stay away from Toll-only in it for the profit. Not a quality company.

    I'm a big fan of Toll Brothers as it has a great reputation for providing luxury housing across the country. So, when I heard they were building a new condo in Manhattan (where I live), I signed up to get info on it - expecting this new condo development to be amazing. So, I was deeply disappointed when I saw the floor plans and tacky materials used. The size of the bedroom in the one-bedroom units was about 9 x 11 and the living room was only 10 x 16 -- and very little closet space - which is ridiculous. How is this a "luxury" building if the bedroom is only 9 x 11? I was expecting at least 14 x 18 - AND a large walk-in closet. The living room, at a minimum, should have been at least 13 x 24.

    Instead, Toll is clearly following the lead of other newer developments lately, where the developer builds claustrophobic-sized bedrooms in order to cram as many units into the development as possible to make the maximum amount of money. And the bathrooms? Where are the nice long vanities that go with luxury apartments? These were tiny bathrooms with virtually no vanities. And the floors? Tacky, cheap wood -- looks like the floor of a cottage - as if they used the cheapest wood possible.

    What happened to Toll Brothers? This is not a luxury building -- My current rental is far larger with far more features (including a walk-in closet) than your so-called "luxury" units. Extremely disappointing. The location -- at 2688 Broadway - isn't even a great location. So they don't even have that going for it. Being located in a peripheral area of Manhattan, I expected above-average sized units, large vanities, walk-in-closets and the finest flooring available. Yet, your units have none of that. You've sacrificed your reputation as a luxury builder with this condo development - and now are just the same as every other greedy developer in Manhattan, that's making these cookie-cutter sized rooms to cram in as many units as possible - even if the units are unlivable to the people buying them as their primary home.

    I have purchased two Toll Brothers homes. The first one was a single-family home that I bought brand new. My experience was excellent. The designers and other service providers did their best to help me to decide every detail of my house and in many ways try to help me make good decisions. My house was ready to be lived in the date indicated. It was beautiful and they were kind enough to put sod in the front of my house to make it attractive from the beginning. While I lived in that house 14 years, I learned the quality of a Toll Brothers house. When it got cold outside, I was warm. When it got warm outside I was comfortable. I never felt a single draft or leak in the windows or doors. It was a home I was proud to own, and I so enjoyed living in such a gorgeous home.

    The kitchen was meticulous. Every room was the right size and every bathroom had everything you would need. I purchased it at almost half the price of its value now, I miss it a lot but it was time to move on. One of the important things you need to know is that this development had some issues with the stucco and leakage in the windows. We all contacted Toll Brothers and met with them to discuss and our association provided some guidance. It turns out although beautiful stucco is very problematic. It's very hard for anyone to get it right.

    After I contacted Toll Brothers, they came out and replaced the stucco with beautiful cement siding, new Stonewall, all new windows and a new front door. My nine year old house now looked like a brand new house. I need to tell you they did this at no charge to me - they owned up to it, and did the right thing. They were easy to deal with, and I was pleased with the whole outcome.

    My second home is an almost 30 year old Townhome that I have wanted to live in for a long time. This development was well thought out, beautiful design with every room, the right size. All of the townhomes are on the perimeter of a man-made lake that they created which is beautiful and sets a very nice stage. They also built a tennis court and walking trail. I can ride my bike out of my house to the walking trail or to the street that circulates the lake. It is admired and sought after as a townhome and a very nice upscale suburban town. Yes, it's almost 30 years old so some parts of it could've been built better but things were done differently than they are now thankfully. Now, if you buy a townhome, it's a small box, there's no lake, there's no tennis courts and it's half the size of the house now I have.

    I get really sad when I hear negative things about Toll Brothers because my experience has been nothing but good and I haven't seen a House more beautiful inside and out by any other builder that I like. They have great designers inside and out and you should never be afraid to choose a Toll Brothers house. Best of luck to you.

    Getting home constructed from Toll Brothers sounds really exciting on the surface but the real experience is much worse than you can ever imagine. I am regretting my decision and would NEVER EVER recommend Toll Brothers to anyone else. I am at a real estate business and had to convince 3 friends from not buying in my neighborhood. Structural engineering is bad along with bad retaining walls, landscaping. Our house was closed with more than 20 outstanding issues and it hasn't been fixed till date. My house is on a slope and the retaining wall are already scaring everybody because it's not retaining well. It doesn't have appliances yet. I was fake promised a temporary ones.

    Our stairs shouldn't have wall but has the wall despite the premium we paid. Water is seeping through the basement. My neighbor's house is already sinking by more than 5". One of the houses has a foundation crack of more than 4". Design center is super expensive but deliver poor quality. I have similar looking cheap cabinet handles that's already chipping even though I had for better ones. We feel like there has been a racial discrimination because of how they operate things. Luckily our neighborhood is diverse. Too many mistakes to list with design. If anyone's buying in Utah with them, as I closely work with other builders too, I have better recommendation. Luxury houses aren't 5ft apart, totally business oriented and paper houses. Not reliable in any ways. BUYER BEWARE!!

    We purchased and built our Toll Home in the Meadows in Peoria, AZ. Our house was built and purchase was completed on July 2021. Since then, we have had multiple warranty issues and work orders submitted and we are now coming up on year 2 since we have taken possession of the home and they seem to continue dragging on completing any and all outstanding work orders. They have had multiple warranty reps quit and our work orders keep getting passed around. Their vendors never seem to be responsive, or so they say. And when they do show up, they either show up on a day they did not schedule with us or they show up and repeat what the last person did which is re-inspect the areas of complaint and leave. We have had multiple tile and grout people come out and still no resolution to this work order.

    Many Toll Brothers homeowners in my neighborhood all have the same issue of delays on outstanding work orders. We all closed within weeks or months of each other and it’s been an uphill battle to get resolution. The stucco people came out and fixed some parts, then the paint people came but didn’t quite complete the order. We had to have them come out again. They still need to finish out some exterior paint issues and that is also not resolved. The stone work up front was partially worked on and then they didn’t have the guy come back out. Our HVAC order only got resolved and once we connect directly with the HVAC company who also advised to go directly through them for faster service rather than through Toll. Our cabinet and drawers have not been addressed by Oakcraft and we keep getting the run around there as well.

    At this point - we are approaching 2 yrs and Toll Brothers has been awful at following through on their product and workmanship. Every homeowner on Villa Hermosa and Monte Lindo has these issues. I would NOT recommend buying or building with Toll. Their name used to stand for luxury and quality. They build terrible homes and drag their feet on repairing their mistakes. They also have high turnover with their warranty company due to the high volumes of repair work orders due to their sloppy build.

    Our new build is located in Fountain Hills Arizona in a development called The Overlook. The Overlook is within a community called Firerock. We were probably the first couple to review the development site The Overlook in 2018 but had to hold off buying because we had to sell our existing winter home also in Fountain Hills. We are Canadian snowbirds and have been in Fountain Hills for 13 winters. Our previous home was built in 1989 and it was a quality home so we know what to look for in a home. We picked out our lot but before even the first shovel was in the ground we were told that our town home and the one that we share the centre wall with will have stairs in garage and entry way. There are 64 units and only ours and the neighbour's has stairs. All others have flat pavers and are without garage stairs. I have some mobility issues so this was a total surprise. We have 8 stairs. Apparently there were elevation issues with our lots.

    Toll Brothers only allowed 2 companies to work on site so you had to pick one to complete front and back patios with pavers, tile, lighting, landscaping, spools, water features etc. Both companies were very very expensive and gave minimal products. The work here was not great. An example would be in my front patio. I have two different shade pavers. On the outside of the townhomes they use stucco and these natural slate wall tiles. The stucco has many cracks and separations and the tile falls off constantly both products will not do well over time. Many of the units have roof leaks and as I sending this Toll Brothers are replacing all 64 roofs because of problems with brown correlated metal roof. They also replaced on our new unit the air conditioner (condenser). They did many other units and also had to build new block walls around air conditioners because original walls were to small and air would overheat.

    Our neighbour had to have all tile floor replaced both upstairs and down because of bad grout. Others had same problem. Ours seemed fine. A number of units had water problems inside garages and living spaces so Toll Brothers had to install much better drainage pipes. We also found out after reviewing the development sites landscaping plan that many trees, plants and rock features were missing. Toll Brothers had to provide what was in the plan which they did.

    The inside of our town villa was just OKAY but not the quality we thought we might have. The paint job was sloppy, the kitchen and laundry cabinets were barely builder grade and rough. All three vanities were dropping down slightly so the caulking had to be redone. Both taps in main shower were lose. For some reason cold not fix.

    The day we moved in 103 degrees the air conditioner did not work and it took two guys to fix because of original bad install in attic. We tried contacting Toll Brothers but nobody ever picked up and everything had to be done by e-mail which should have worked but didn’t. Some of our issues were addressed but not

    all. I would never work with Toll Brothers again and overall it was a bad frustrating experience. We were concerned what might happen to the house in the future so we decided to sell which we did do last month. Stay clear.

    Chicken Coop. Toll Brothers a great name on paper. So would you blindly buy a million dollar (inflation) home from Toll Brothers? Absolutely NOT. Travel to the site of your future residency and take a tour, do visit multiple home/floor plans under the guide of a realtor agent. Bring a cup of good coffee and absorb the rainbow sales talk about the height of the ceilings, view at the neighbor’s wall, desert plants, TV connection outside, plant watering system, flooring, light fixtures, storage. (Stop laughing.)

    Now for the ones with a construction background (carpenter, electrician, plumber, data specialist) do visit a site under construction and let it sink in how poor the construction of a new home by Toll Brothers is established. (Cheap Labor, poor construction quality.) Toll Brothers is using local contractors, kind of how lucky do you feel buying a lottery ticket? Think twice before spending your money. So honestly what happened to the craftsman’s ship of building a solid home? At what point is the home inspector coming in? It's called a One Star Chicken Coop construction. (African Style, using a twig to draw the outlines of the cabin.) Still buying? Going back to my chickens and collect some eggs.

    Getting home constructed from Toll Brothers (#1 HOME BUILDER WORLDWIDE) sounds really exciting on the surface but the real experience is much worse than you can ever imagine. I am regretting my decision and would NEVER EVER recommend Toll Brothers to anyone else. I myself work for a leading sub-contracting company and I am well aware of supply chain constraints and labor issues.

    My feedback for Toll Brothers "exclude Supply Chain/Labor related issues" as I am a reasonable person and I didn't want to hold them accountable for external issues. These issues are part of their negligence, not paying attention to the details, and extremely poor customer service etc. which are very much in the hand of Toll Brothers. Not only that, the mistakes repeated multiple times and when we brought it to their leadership team, their answer was "We overloaded our people and it is okay for them to make mistakes... we will correct it."

    Here is the summary of some of the points. I would be more than happy to share more details (with pics and my communication with the builder) if you can reach out to me at **.

    1. The appointment at the design center, they didn't offer us some of the upgrades/options which were available for our model.

    2. After selecting options/upgrades at the design center, you need to select many of those items again as the builder said those items were no longer available. This time, you have to select everything over the phone/through email which made our decision process so difficult. I asked them why you don’t keep design center visit after some time so that you can see samples in person and decide.

    3. So many change orders were missed (Recessed lights, extra window, bathroom niche, exhaust fan in bathroom, extra outlet points etc.) Surprisingly, no-one from the builder even paid attention to what things got missed. When we reported these issues to the builder, they started asking for sharing pics and details through email. They stopped all other things till their mistakes were taken care. As a result, the completion of the house got pushed back by a few months causing us financially bleed as interest rates kept on going high.

    4. It is going to be almost 22-23 months since the time I booked the house and expected to get the possession. During the same time, some of my friends with more customization than ours got their house possession in 12 months period.

    5. We paid extra money for putting Mosaic Band in the bathroom. They put Niche as well as shower handle cutting through the Mosaic Band. When we complained about it to the builder, they reverted saying that you should have given us exact design if you didn't want your Mosaic band to get disturbed.

    I purchased a home from Toll Brothers December 2012. I requested a patio, showed the type of patio I wanted of a neighbor’s, Toll Brothers stated they can do it, provided the amount and I paid for them to install a patio. Three months later, March 2013, the bricks were coming up, grass, moss and mold growing between the bricks. I notified Toll Brothers verbally over and over in 2013, I started putting it in writing in 2014, and even had an attorney to write a letter along with having experts in installing patios to check it out and they said it was installed improperly. Toll Brothers stated I got what I paid for, I was not within the warranty in notifying them when the warranty was up 2016, and that it was subcontracted to go through them when I paid Toll Brothers to do the job.

    Years later, Toll Brothers increase the water pressure within the community, houses in the community flooded, Toll Brothers stated they take no responsibility, but they sent out a letter with no date or signature about the increase of water pressure. Like other owners, we had to go through our insurance company to pay for the water damage, Toll Brothers paid my deductible, but not providing an expansion tank to me like other community members because they said I caused the water damage. If so, why pay for the deductible and send a letter out about the increase of water pressure.

    Toll Brothers also said this was my fault had I had annual maintenance this would not have occurred. I had BGE Home Maintenance that came out every year to perform maintenance. Per the contract, I had to go through arbitration, I did, paid for it, and the arbitrator sided with Toll Brothers in saying I got what I paid for in a patio, which she has no first-hand knowledge, but I provided pictures and what experts stated, and that I did not have annual maintenance to prevent the water damage. I refuted the arbitrator’s decision, went to the Attorney General, Maryland Home Builder and Guaranty Fund and they agreed with Toll Brothers and the arbitrator’s decision.

    I went to the court to appeal the arbitrator’s decision and was denied because the arbitrator’s decision is final regardless if the decision was one of manifest disregard of the law, inadequate use of reason, opinion through inadequate use of reason, acting without inclusion of rationality, and discretion that resulted in egregious unfairness. The decision was irrational, in error, and false with the arbitrator not addressing my complaint. For the past 10 years, I have been trying to get somebody to hear my case even asking Toll Brothers to settled for less than $5,000.00. I guess because I am not a business with money and connection and I represented myself as a woman, I cannot get justice served not even through the courts. Be careful when buying a Toll Brothers home.

    I imagined the home to be above and beyond my expectations. The final product was such a disappointment in the quality and attention to detail I will never buy another new build. The paint was the cheapest thing you can find with multiple stains all over the walls. The paint splattered on the baseboards, trims, stairs, windows, and hardware was beyond believe. The home was not completed to 100% satisfaction on closing. They are still doing changes even though we closed on December and they still have to replace majority of the roof due to damages during the build. Be careful what you sign, because they will not do anything outside of the contract to make things right.

    I understand construction business can be complicated with many things to rely on, my concern is with the way I was made to believe and got me into a situation where I will be spending thousands of $ more than what was planned, bad business practices. I got into agreement for a purchase of newly constructed house in Ridgecrest at Indian land, SC on 7/2022 and was told estimated closing would be 4/2023. In sept 2022 the agent from Toll Brothers changed the completion date to Jan/mid Feb closing in 2023 as they are progressing faster than previously estimated. Their version stayed the same until yesterday 1/4/2023.

    There was little to no progress in Nov/Dec 22 except fixing the wrongdoings, repairs. They are so negligent that they gave right handed plan to lousy contractors who does electrical, plumbing, data, hvac etc. on a left handed house which were messed up. Construction manager is always busy and does not take care of these and I had to show them what was wrong all along. They estimated pre drywall walkthrough by end of Oct or early Nov but ended up in last week on Dec. On 1/4/23 I received a text saying they are TRACKING for April/may 2023 when it is already January.

    I sold my house expecting the closing will be in Jan/Feb. 23 and got into a short term rental lease. Now I have to pay 50% more in rent and lose my mortgage rate lock. I never expected them to be so laid back and not answering calls or do not reply to emails on time. Always trying to side track the issue. The agreement is written in a way that they can take 2+years to complete but buyer will be given 30days to close and have a loan commitment ready before 60days of closing. They take hefty amounts in deposit during agreement as well. They are doing a bad business and most of the neighbors are unhappy with the way they are dealing with customers, build quality, repairs etc. I wish I could get my 50k back and get out out of this lousy deal.     We closed on our house Sept 16, 2022. Leading up to closing we had cheap inexperienced contractors that installed glass cabinet lighting in the most ridiculous way by punching holes in the back of the cabinet instead of the top so when you look at the beautiful glass cabinet, you see wires. Speakers in ceiling with no speaker inside, speakers blowing out from ceiling, no vent in summer kitchen, cracked tile work, rust spots and crack in bathtub, brick wall in loft looks like a kindergarten class did it, painted AROUND outlet covers, not underneath, cracked mirror. We were told to expect that 50% of the time contractors will not show up. House sat empty for weeks at a time. Bathroom fans sounds like a Harley motorcycle. Not to mention the lack of customer service from sales center.

    Worst experience! We closed on the new house 8 months ago and they're still not done with promised fixes we agreed during the closing. During the first 5 months, we now have several major issues like, shower leaking downstairs, a lot of leaking faucets, hvac, leaking sinks, doors not aligned, leaking, lighting, landscaping. You name it, mostly have problems. They had to replace the whole shower floor on the 2nd floor coz it's leaking through the 1st floor ceiling. It's been 3 months now and they're still not done. They installed the new tile in the shower but all different wrong shades/colors of the tile. They're not organized. It's a frustrating experience since building the house till now, 8 months after closing.

    We built a new home in Texas with Toll Brothers. For a supposed high end home builder they sure produce shoddy work. Their warranty support is very slow. When they finally get around to doing something, they do as little as possible. Our brand new garage floor is cracking all over. Back while the home was under warranty they told us they would fix the cracks and seal the concrete. Now, almost a year later they are finally looking at doing something about it. They want to come out and caulk the cracks, and that is it. They totally misled us on what they were going to do to fix the problems. Now they are looking to do the least they can. Needless to say, if you you are thinking of using Toll Brothers, don't. Stay as far away from them as you can. There has to be someone else out there who is better.

    We had an incredibly unpleasant experience with Toll Brothers in California. We entered into a contract with them for 370 Aleso in August 2021, and they told us the estimated completion time would be 12 months. However, after waiting one year, we received an email telling us that construction may be delayed another 6 months. This has been the worst experience we have ever had - sales manager (Kristi **) are unprofessional and dismissive of our concerns; she did not take our issues seriously and was unwilling to help find a resolution. It seems like no one at Toll Brothers cares about us anymore since entering into the contract.

    So unfortunate I am compelled to share my negative experience with Toll Brothers on social media. I closed escrow in May 2018 on a new Toll Brothers home (formerly Coleman Homes) in Eagle, Idaho and my family was beyond excited in love with the home and community. As with any new home, there were minor repairs addressed during the first year and I was Toll’s biggest cheerleader. Fast forward three years to June 18, 2021 when a water leak occurred in the kitchen ceiling. Fortunately I detected the leak before going to bed around 10 pm and turned off the water limiting damage. Had it gone unnoticed, we may have lost all of the downstairs flooring, kitchen cabinets and furnishings.

    A plumber quickly responded the next morning and after cutting several holes in the ceiling, determined the hot water (pex) line from a second story bathroom had failed. This bathroom was rarely used in three years but since our son was home on leave, was being used daily. The plumber took a video of the leak and it was evident the pex line had been damaged during the construction process by an electrician's drill to run wire.

    State Farm was prompt in processing the claim and paid for all repairs after my deductible. The plumber’s video and damaged pex line were provided to State Farm for their discovery process and upon completing their investigation, also concluded Toll Brothers was at fault. State Farm sought reimbursement for twelve long months, but Toll Brothers denied responsibility. In June 2022, State Farm referred the case to a collection litigation firm. I was notified August 11, 2022 the firm was unable to recover from Toll Brothers who they deemed to be the responsible party.

    All builders are responsible for the actions of their sub contractors and it is highly irresponsible of Toll Brothers to ignore this inferior work. The kitchen, pantry, dining room and mud room were all impacted. My family (including an infant) was inconvenienced for two months during the repair process with walls/ceiling torn open, flooring removed, noise from three turbo fans, a dehumidifier, two ducted fans, one negative air and an air scrubber running 24/7 along with various work teams in our home daily. I am out-of-pocket $1310.00 ($310 for the plumber and a $1000 deductible), and State Farm $6,718.02 plus any other expenses incurred in the collection efforts. Sadly after four years, many of my neighbors have ongoing issues with their homes. A home is likely the largest investment you’ll make and should be a place where you feel happy and safe. Please think twice before purchasing a Toll Brothers home as you may regret your decision.

    Our Toll Brothers experience. Toll brothers and TBM (Toll Brothers Mortgage) are two of the worst companies I have ever worked with. Having built 3 track-style homes previously I decided to go with Toll Brothers on my next home with a reputation for “award-winning luxurious homes”. I was hoping to avoid the standard things you run into with a quick build, low-quality home. My experience has been awful. Trust me, the home you get is not the quality they show you in the model homes. After being told an estimated build time of 8-12 months that turned into 16 months. And the quality is worse than all the other track home builders I've worked with and seen.

    The week before my closing date for the final punch list walk-through, the home was a disaster. Broken windows, completely wrong countertops, missing trim and vents on the exterior, walls and Sheetrock not straight, doors misaligned, baseboards not matching up, garage door paint peeling off, stucco around the entire home cracking and missing control joints and the list goes on. The number of errors and mistakes on the home that I have had to point out throughout the process they should have paid me to be the construction manager.

    As I was in the house one day doing an unannounced walk-through and complaining about the awful quality of a Toll Brothers home, one of the area managers was meeting with my construction manager outside, and I overheard him saying “this home is really bad”. And the 5 times I’ve been back to see the finished repairs something else is damaged or wasn’t fixed right hoping I would just overlook it and forget. I also have nothing but terrible things to say about Toll Brothers Mortgage. I should have read reviews online before starting the process with them but they offered the best incentive money given the current market so I blindly went forward with them.

    Now looking back and seeing their 1.3 Star rating out of 5 online I would have steered clear. Having a unique work situation just recently changing jobs and getting with them late in the process of closing on the home I was worried everything could get done and closed. They mentioned there would definitely be some hurdles to get through, but reassured me they could get it done for me. They got the loan approved. I locked in the rate with them. And the loan officer worked very hard to get everything to work. I signed the closing disclosure and the day before the final signing and move in they declined the loan and forced me to find outside financing and forfeit the lender credit, rate buydown credit, and current rate I had locked with them.

    My wife and I had moved out of our current home that same day expecting to move into our new home. Now forced to find other accommodations for the coming weeks as we search out approval from other lenders and living out of our moving truck. It’s now been one month from our initial closing date and paid thousands in moving and storage expenses and still not in the home we are being forced to buy or lose our earnest deposit and cost of upgrades. And given the extra month of time, they still haven’t completed the punch list of items needing to be done on the house to close.

    After Toll brothers mortgage declined us everyone from the company went silent and were not looking to help us one way or another. We got a very simple email stating to get financed asap and close on the horrible quality, unfinished home or pay us the money. Which we are still working through. If you’re looking to build a new home. Do your research like I wish I had and avoid Toll Brothers and Toll Brothers Mortgage.

    I was delighted to purchase a home in Cascina Ranch by Toll Brothers. However, there are sooo many errors and mistakes on behalf Toll Brothers that it has been a nightmare for us. I sincerely regret purchasing this house. Our house was not built according to the the blueprints. Electrical outlets were missed or do not work. My bathroom upgraded fixtures were faulty and as a result I could not turn off the water in my tub. The paint on all the houses in this subdivision is spotty. My hardwood floors were ruined and as a result we had to stay in a hotel for three weeks while they were replaced. Light fixtures are not centered. My toilets were used by the trades while the house was being built. Every time they come in to fix something, they damage something. Every time there is something that was missed, has to be repaired or replaced I have to take off work. I have burned up 6 vacation days due to no error of my own.

    Toll Brothers MAY have been a reputable company in the past but they are no longer. Any time you speak with a Toll Brother representative, record them. They lie consistently as if you don't know what you are talking about or can't remember what was said to you! Most of the people who work for them can't even afford a Toll Brothers homes but want to tell you what it is you don't understand. If you purchase a Toll Brothers home, get your own home inspection. It will be worth it to you. They have nice floorplans, but can't deliver a turn-key home to its purchasers. I stand by my word. Alfrieda

    I wanted to write this review on behalf of myself and several neighbors. We talk. Toll Brothers has a reputation for quality home building and customer service pre-sale. What you need to know is that - especially with new builds- once the sale is closed they become extremely shady about getting things fixed or corrected and who’s liable for it. We’ve had leaks, missing radiant barriers, and a variety of small fixes that needed to be done in our first year and they have been hard to schedule, elusive, and accusatory.

    We are not alone on our block. All this to say that if you buy a home, make sure your final walk through is as thorough as possible and don’t count on efficient, responsive service once it’s done. If we could go back, we would have chosen another builder even though we love our house. The customer care department is awful. Know this going in. I am located at the Aviano property in Skye Canyon, Las Vegas.

    My wife and I purchased this home 9 months ago. The quality of workmanship and the materials and components in this home are poorly done and cheaply made. This has been the absolute worse experience my wife and I had ever had. In 9 months Toll Brothers has had a turnover of personnel either transferred to other projects, quit or terminated. In 9 months we are on our 4th warranty representative. Those we have had have made promises and supposedly scheduled work to be done only proven to be lies with NO SHOWS and NO CALLS. After 9 months we are still waiting for things to be done and completed in our home. We still have a kitchen not completed and all we get is excuses and it’s always the other guy causing the problem. This house was $449,000. and isn’t worth half that price.

    Sloppiness, and incompetence with their workers and subcontractors is what you can expect buying a home here in Longwood Bluffs, Murrells Inlet. They wanted to rush us into closing on the house with work undone. It literally took 4 walk-throughs before we went to settlement. We made a HUGE MISTAKE when we settled. Unfortunately, we trusted them to finish the work only to be consistently disappointed. BIG MISTAKE. If we knew then what we know now we would NEVER HAVE PURCHASED A TOLL BROTHERS HOME. Look at the reviews. There are a lot of #1’s. They should have 0’s.

    This is our 3rd build and by far the worst building experience we have had. We are located in Utah and several of our neighbors feel the exact same. We just hit our year mark and STILL have issues that have not been corrected. Just 2 nights ago ALL of our warranty items were marked complete and they have absolutely not been completed. Half par work and NOT a luxury home they advertise.

    Their standard design options are just awful and their upgraded cabinetry is even worse. They are chipping and falling apart, our upgraded floors are gapping and chipping, window wells still have not been cut down as promised, we have had leaks and the contractor told me "Well I don't have x-ray vision to see in the walls." (The bathroom is on the other wall and you better believe there are plans that have water lines), they nailed right into them.

    Overall Toll Brothers is a shady company that has beautiful floor plans but cannot produce the quality home that they promise. I have tried to give them the benefit of the doubt, but I am done. After 2 years of this (1 year to build and 1 year living in our home) we are jut so disappointed and done. If you are building with them or looking to build with them DON'T DO IT!

    My overall experience is 1 star. You are definitely going to get a house which is definitely not up to the standards of the name as they advertise, luxury homes builders. Your home will be built to pass the town inspections so that you will get certificate of occupancy. But, when you request something to be taken care, you will be denied either by saying not a warranty item or you would be notified that it’s up to the Toll Brothers standards of performance, no further action will be taken and if you wish to proceed please hire another licensed contractor and get it done on your own. So, Try your luck.

    Overall, we are very pleased with our new Toll Brothers home. Toll Brothers has delivered to us a very well constructed home in a beautiful Toll Brothers community. We can confidently recommend Toll Brothers. The availability of model homes in various Colorado Toll Brothers communities provided actual hands on access to features in our specific floor plan and just as importantly, to features of other Toll Brothers plans. It was immensely helpful to be able to see and touch and measure anything of interest, from structural aspects like foundation dimensions to finish features like cabinetry and lighting. With the insights obtained from all of this we could better anticipate how to meld the available home features into our vision of our dream home. Noteworthy also in this regard, we found that the sales staff at the various Toll Brothers communities we visited in Colorado were consistently supportive and helpful.

    The weekly status calls with our construction manager were very informative. As a home buyer, we would visit the build site each week and observe the latest progress. In doing so, there are a stream of questions and concerns which arise. The calls provided a running opportunity for us to seek an understanding of the build process and thereby reconcile what we were observing with the what's and why's of the series of stages of the Toll Brothers build process. We could raise any questions and voice any concerns so that we could maintain a running understanding of the build status, which allowed us to both manage our expectations and to monitor progress from an informed perspective. We found that the construction manager listened to our concerns, provided clarification when needed and most importantly, actively followed-up to address any build related issues which we raised.

    In summary, for most people the experience of building a new home may be filled with an ongoing mix of many emotions. For us, there have been exciting and even thrilling moments as well as very concerning or even frustrating moments. But through it all, we found that the Toll Brothers sales and construction management staff have partnered with us effectively in achieving a great home build outcome. This is appreciated and highly valued. We have learned that, given all of the normal challenges a builder must manage ranging from weather to availability of materials and resources (and time), we feel Toll Brothers has come through for us with a beautiful new home and has operated throughout with integrity and conscientious intent to achieve the best possible outcome, all things considered.

    I signed a contract with Toll Brothers on April of 2021. The house was promised to be by January. We've selected and designed and confirmed everything is good to go by Toll Brothers. By the time the house was 3 months late, they sent a notice for 2 months closing date. As the closing date is during our kid's school 5/12, we asked for extension whether if we can close it at the end of the month. They said no so we worked with lender to lock in the rate to be closed on the date they promised. Within 2 weeks before closing, they said they didn't have the stone that we have selected and asked us to pick other stones that we didn't like and it didn't match with the scheme of the house. They said that if we don't pick the stone, the house is potentially pushed out all the way to August. I was ok with that as long as they are paying for my discount point and extension of the interest rate lock. They didn't and said it's not their fault.

    I was forced to pick a new stone and close a week later than promised. Even during the closing date, they haven't done all the items that we've identified during our walkthrough. They promised the list will get done as I didn't sign off on it. A week later, they still haven't got a chance to fix it. On top of that headache, they have agent that assigned to me left and they never reached out or even assign a new one until I reached out 4 weeks later. This is my fourth house that I've purchased in the past 20 years (job relocation), Toll Brothers has some nice design but it comes to customer services and communication, it's one of the worst if it's not the worst.     I was trying to get on the waiting list for ovation in Wintergarden Florida, and I have sent at least seven or eight emails to figure out how to get on the waiting list, if a deposit is needed, when the models will be done because apparently the models are not finished for the house as they are selling, and the representatives which I will not share their names unless you contact me privately, have been the worst of any builder I have worked within the area. I have worked with four other builders and these folks, they don’t care. Great properties, need better bedside manner training.

    This property participates in the ADU program (affordable housing) and I was informed by the OTA that is illegal to charge more than $50 for an application fee and this property charges $75. I reached out to one of the leasing agents and she had an attitude when I brought this to her attention. I have also reported them to the OTA & DCHD for further investigation. Also, the reviews are true. Stay away.

    I purchased a brand new home from the Toll Brothers. Five months ago I moved in, I have a wobbling floor. I’ve been calling every level of their construction management. Nobody answered the phone, I just have to left a message! Wait for someone to respond, but no one responds, I keep emailing the people. They finally show up, they try to fix the problem. They make the big mess to my house but problem hasn’t been solved, I emailed them. Contact the people and finally someone showed up.

    They looked at it and they said wobbling is "tolerance" level, it’s OK to be wobble, I just purchased brand new home. I don’t want a live with this floor at all, I’ve been searching, calling my lawyer, getting some advice from the different people. They advise me to hire private home inspection person, which I did. They are coming to take a look at the my floor. Whatever the consequences I will fix it out of my pocket but I will take them to court. Try to get my money back. It’s been a horrible experience for me. Not happy at all. Very disappointed, new home buyers I will highly recommend it for them to hire private inspector. Let them inspect everything for their own. Make sure they do their job right.

    We bought a Toll Brother's home in Seattle. They do a really good job in their model homes and when you buy one to be built, they do a really REALLY sloppy job. We have crooked grout lines, messy grout splotches here and there, defective floor planks, etc. When we pointed those things out during the walk through, we were told that those things were "within the acceptable parameters." They had an issue with the grout used and they knew it at the time. We wanted them to redo it and they refused. A year later, it's all flaking off in giant chunks and we have to pay to redo it ourselves. They also mark everything up when you go to the design studio to select finishes and tiles. Like ridiculous amounts. Will NEVER buy another Toll Bros home.

    There is nothing top notch about this builder. I have had nothing but problems and so have several others. The Facebook group to Sterling Grove has people complaining all the time about not getting responses from the company. I signed my contract before Christmas and never received an executed contracted. Long story, several errors later, Toll Brothers wanted me to sign an Amendment to a change I didn’t want. Five weeks ago, I cancelled my contract as I was within my rights to do so with a full refund of my deposit. They didn’t know what to do as they never executed the contract and refused to do so without me signing the amendment.

    They owe me a lot of money, signed saying they’d return it, they can’t seem to let me know when I’ll have it. Such a disappointing experience with a process that was supposed to be enjoyable. Now, they are hindering my buying ability as they have not provided a refund or a real status other than “it’s being worked.” More than likely it’s sitting in someone’s email.

    We closed on our home in October of 2020 with a guarantee that all defects would be resolved within the 11 month warranty period. In April of 2021 I began working directly with the builders Project Manager of the Illinois Division on the deterioration of our driveway (all documents retained from the discussions with the project manager). The edges of the drive contained linear cracks, graded in a manner that created water pooling and the surface of the driveway breakage away (Raveling is the disintegration of an asphalt road surface).

    Toll Brothers did complete some patchwork in an attempt to resolve the issue, cold patching areas of the driveway but did not address the main issues. The patched area entering the garage has completely broken away, the linear creaks continue to form and the raveling never stopped, Toll Brothers has refused to resolve these issues on a new home. Many other areas of repair point to poor craftsmanship and lack of customer care during construction.

    They do not protect the home during the construction process, windows are left open and exposed during the building process. I had over an inch of water in my living/dining room during the construction process. The roof was on the home, had they covered the window openings with plastic (cheap resolution) it would have greatly minimized the interiors exposure to the elements. Our floor creaks due to the standing water on the sub-floor and the water was not drained until I called the builder.

    The challenges and defects would be difficult to list in this review but the process is definitely not collaborative once the agreement is completed and their values as it pertains to the customer are not embraced. From the corporate website: care and dedication extends not just to our employees but to our customers, partners, and the broader communities in which we build. We did not find this to be true with the Toll Brothers Project Manager of the Elgin Community.

    Worst Home Ever Built! The HVAC is broken. We have no gas heat. The streets in the neighborhood are not paved so I am sure when it starts to snow as neighbors have told us we will be stuck in our home until enough of us complain that Toll Brothers sends a plow to plow the streets. DO NOT EVER BUY A NEW CONSTRUCTION HOME FROM TOLL BROTHERS IN A NEW COMMUNITY DEVELOPMENT!

    New construction is a time-consuming, complicated and potentially very frustrating process. So much of the process, irrespective of the builder, is hit-or-miss. The difference between success and failure is often a combination of the quality of the subcontractors, the individual supposedly supervising the work, the market (when things are busy, that's when errors occur) and the manner in which information is communicated. For us, the process was terrible. This wasn't our first rodeo, so we were attuned to potential screwups. However, I cannot think of any aspect of the process that was smooth or enjoyable.

    Once you sign the agreement of sale, the sales staff is useless, yet they control the flow of information to the construction folks, which makes absolutely no sense. The people in the Design Center do not communicate with the construction people. For example, you could buy something at the Design Center and no one will tell you (until it's too late) that it is unavailable or will not fit in your home. In fact, the Design center folks were downright rude and unhelpful. There are just too many people involved in the process and no one person coordinates everything. I'm not even going to discuss the mortgage company, which has its own share of incompetents.

    Let's face it, sometimes you don't have a lot of choices when you are wedded to a particular location. We had that problem. Not many builders (two actually) to choose from. So the house was finished late, had numerous construction defects and has a long list of warranty items. Will we ever be happy with the product? Time will tell, but I doubt it. If you can avoid this builder, do so. If not, hire your own independent inspector to find all of the issues you won't necessarily notice. The cost is well worth it. Document every conversation. Leave ample time for delays. Be prepared to fix certain things yourself after settlement. Try to find the one construction person at the site who cares, and establish a good relationship with that person. Do not hesitate to call the corporate office for help. If you are looking for an enjoyable experience, try Disney. This will not be it. If moving were not such a terrible experience, I would sell the house tomorrow.

    When we signed for our house in July 2021, we were told February 2022. Quick move in and all. We understood it could be delayed a little but were assured it would be February. To the sales guy's character I believe this is what he believed to be true. Come now September, we have been told our home won't be available until October 2022. We only bought the house because we were assured it would be done in February, now we face losing it all including the $10000 deposit. Won't let you sell your contract, won't let you find another buyer, won't give any room for anything that can save you a year or 2's saving because let's face it, like any big corporation, they just want your money. The only bright side of this is that the sales guy is friendly and does his best, but he has no power to make a deal or help you out.

    My wife and I started the process in Feb/2019. We were informed it would take 12 months and possibly longer depending on weather and upgrades. This was a new development and Covid19 hit one year later. Toll Brothers were great to work with and the communication was honest and prompt. We even had a Toll VP from out of state walk through our home with us. He was a fun guy and complimentary of the choices/designs of the home. The home turned out great and we love it. Completion was done on time. Only complaint I have is we wanted a pool and no contractors lined up at the time to do pool and home simultaneously. We had to landscape and now tear it all up and doing the pool now.

    My experience working with Toll Brothers, specifically the Crossings at Meridian, has been exhausting and frustrating. When we moved into our house we were guaranteed that any issues that arose would be dealt with by the time that our warranty was up. Each time we brought up issues with the company, it was met with excuses and delays or no response at all. Here are some of the issues we still have with our house after multiple attempts to reach out to the builder to get it repaired and promises on their behalf to get these things done.

    1. The concrete on the driveway has been cracked down the middle. It was replaced once and cracked in the same place. The company Toll Brothers works with, Young Brothers, refused to replace it and investigate why this was happening. When asked to do a pressure test, they refused.
    2. The side yard gates hinge hits the side of the cement post and is causing it to make a hole in it.
    3. They did not have Cox cable the house correctly. When we brought it up, they promised that it could be fixed and that they would pay for it. The issue is still not resolved.
    4. The exhaust fan in the master bathroom lets in hot and cold air due to a broken flap. This causes extreme temperatures in the bathroom. They just told us to keep the exhaust fan on to fix it.
    5. The roof tiles are falling off the house.

    6. The grout in the downstairs tiles has been caving in and causing holes in between the tiles.

    We have tried working with the company for the two years we have been in the house and have been pushed to the side multiple times. I would not suggest buying with this company.

    Purchased home in September 2020. Told 10 months to build. Home delayed now by 2 months, though we were assured it would be done by mid AUGUST 2021. Weeks go by with little to no work being done and no follow up as to why. On 3rd site supervisor and story on delays changes once they return calls. Don’t care that we are renting and have to be out in 6 weeks (we had a 3 month buffer). Poorly run site with several errors we caught as we leave nearby and visit the site. Not sure if they read the plans because though you can customize, the crews seem to put things in where they are in standard plans (gasoline for grill, waterline for refrigerator) plus wrong size opening for refrigerator, and doors installed in the wrong openings. Not impressed. Glad we are adding pool outdoor kitchen and other things after closing or we would never get in.

    DO NOT SIGN A CONTRACT WITHOUT HAVING AN ATTORNEY LOOK AT IT. Toll Brothers is selling $1MM homes and after your deposit, they tell you that lights arent included. After you buy lights, they tell you light switches aren't included. When you go to the design center, you can choose the two types of tile floor or pay 4x more to upgrade. I had to spend $13K just to add lights to my house. Then they changed my basement to a side entry and when I replied that I don't agree and won't sign the 7th change, they refunded my deposit. The contract you sign pretty much allows them to cancel on you for any reason they feel necessary. Please understand that your house will be at least 25% more expensive by the time they are finished with their "Oh, we didn't tell you that it wasn't included?" speech.

    After we did the closing we discovered million of issues with the house. Defects in the paint, carpet, bathroom floor, Ac unit and the last one is the current leaking that they tried to fix 4 times. They said was not leak after I sent a video. When you called the warranty guy name Nick he does not replied email or calls since he said he is too busy taking care new homeowners. After you closed the house they will make every excuse to avoid fixing the issues. Today we have a heavy rain and part of the ceiling was coming off into my baby play area. Contacted customer service manager name Jeff and he said Nick does not know about calling, reason he can not inspect the area. Save yourself time and money and stay away Toll Brothers.

    Toll Brothers company is the worst builder on the planet. Never buy a home from this builder. Poor construction quality. Damaged my property on May 23rd, 2021 while digging foundation in adjacent lot. They promised to restore my property to its original condition but are yet to restore my property, brazenly ignores customers and are insensitive. They have also brazenly declined one of the warranty requests on driveway concrete color mess even though I have evidence of the driveway picture taken prior to selling the house. Save yourself the trouble. Stay away from Toll Brothers. Unfortunately, I cannot give a negative rating on the website and I have to select at least 1 star.

    When my wife, Danielle ("Dani") and I decided we wanted to move to Florida, we had to figure out where we were going to live (area and builder). We actually explored 17 communities between northeastern and central Florida. Dani arranged appointments for us to visit with builders who had availability to build us a home. During our two week trip, one of the builders she arranged for us to see was Toll Brothers. There were two Toll Brothers developments under consideration. Dani had been in constant communication with the sales agents, Frank ** and Taja, over the phone for both locations and everyone was looking forward to meeting is...

    Fast forward to the meeting date for Frank's development. Dani, Zoë and I walked into his sales offices and the first odd thing I noticed, Frank (** male) said, "I didn't know you were still coming." Never mind the fact that we were 5 minutes early for our scheduled appointment. It was also strange that he wasn't being welcoming (didn't offer to allow us to sit, no offer of water, nothing). The two, ** women, also in the office, glanced at us without expression and wouldn't speak even after we attempted to greet them.

    "Why wouldn't we still show for our scheduled appointment when it was confirmed earlier in the week?", said Dani. I told Frank we are in from NJ and that this was a buying trip, so he wouldn't think we were tire-kickers (not serious about buying a house). Frank had a constipated grimace on his face and said, "That's what I was afraid of." That's when it got real and I understood, within a few minutes, exactly what was happening.

    Huh? What could he possibly mean? Frank went on to tell us that he was told that there were so many houses being built in Florida (which is true) and such a shortage of resources and supplies (also true) that he was told that they could only sell one lot/house in both Toll Brothers communities we were seeing. Told us he couldn't sell us that lot to build a house because there were hundreds of prospective buyers on a waiting list in front of us. Remember, we had a scheduled appointment and he was super-nice on the PHONE with Danielle. He never reached out to tell us he was forbidden from selling anything else...that there were hundreds in front of us...that he would need to cancel our appointment.

    Then, Frank told us if we could find other builders who had availability and were able to sell to us, we should jump on that and buy elsewhere. WHAT? What salesperson tells pre-approved, non-contingent buyers that they should buy a house from his competition? As we turned to leave, I let him know that's what we intended to do and that I didn't need his advice. We checked with Taja, the ** sales agent at the other Toll Brothers community, and she told us that no such meeting nor mandate took place (only one home could be sold in the area). She told us she'd still sell to us but at that point, Dani and I were angry with Toll Brothers and wanted to move on.

    Yes, the real estate market in Florida is cray right now. Yes, there is a shortage of labor and lumber. Yes, the supply chain is backed up. Yes, we were discriminated against as soon as Frank saw us in person. There's no doubt in my mind that he didn't want to sell to ** folks with his limited inventory. This is why he lied about the edict. This is why he kept the appointment with us (thinking we were **). Hell, this is why the man didn't offer us a chair, water nor access to bathrooms. This is why the two women in the office wouldn't smile or return the standard greeting when we made eye contact. Yes, we were still able to purchase from a great builder. Oh, and yes, Dani and I have identified senior leadership at Toll Brothers (via LinkedIn) and will be sending them a scathing email about our experience. I also filed a complaint with HUD. No one from leadership has replied to my attempted outreach. Buyer Beware!

    Buyers, pls don't get carried away by their promos/pictures/videos/model homes. We closed our brand new home from #Tollbrothers a few months ago. Once you are done with the closing, you are at the mercy of Tolls subcontractors. Toll doesn't take any ownership on the homeowners issues. Before you make a deposit, talk to the homeowners of the recently built communities anywhere in USA. #dontbuy #tollbrothers #home

    You can expect to see these in less than one or two months of closing
    1) windows cracking
    2) a disastrous HVAC design

    3) issues with hot water/floors & kitchen cabinets.

    And for all these, you can see most of the service requests you raise would be closed by Toll either by saying
    1) "this is not covered under warranty " or
    2)"this is part of the design/standard"

    3) and for some fixes, they give work orders to their subcontractors & don't even care to do a quality check on the subcontractors work but just close the tickets

    Very bad mistake. We will never order another house from Toll. Promise 12 month build and takes almost 2.5 years to build. Attractive base price, until after you sign contract and come to find out they charge you an arm and a leg for every option. Your house price nearly doubles after all the options. Doors, lights, fixtures, floors, carpet, toilets, garage floors, cabinets, counters, tile, sinks, bathtubs, even bath mirrors, door handles, paint colors, lot premiums, balcony, anything you can think of is considered an upgrade, so your base price essentially pays for part of the lot and framing, nothing else. Will never make this mistake again.

    We are building with Toll Brothers in Belterra in Austin, Texas. It's been approximately 330 days since we signed our contract and our home isn't complete just yet. Based on our experience so far, I would not recommend them. Toll Brothers built the entry to our home 10" shorter and 10" narrower than planned (and than all other completed homes built to pursuant to our floor plan).

    We discussed with the Project Manager and were told it was "not a problem" that the main entry dimensions had been materially diminished, that Toll Brothers is not obligated to build the home pursuant to the architectural drawings (meaning the architectural drawings for our individual home, not the renderings on the national website), and that no solution would be offered. The Project Manager went on to say that is was my fault that the entry dimensions had been diminished because I made a $16,700 exterior stone upgrade and that it wasn't Toll Brothers responsibility to disclose or advise that the dimensions of the entry would be materially reduced as a result of this expensive upgrade (at no point in the process did a Toll Brother employee say, if you make this expensive exterior stone upgrade, your home entry will be materially smaller). This is not the first issue in our build process. At this point, we aren't looking forward to living in the house.

    Was in second position to Toll Brothers' newest community in one of the DFW community where price communicated to me for the lots varies from 12 - 25K (varies by lot) in the appointment. At the end of the appoint When I asked the sales person to send Exhibit D, price list and other community plan to move forward is increased by 5% when it was mailed back after 2 days of appointment.

    Also I was honest enough to tell the Sales Rep that I'm also in the waiting list of other Toll Brothers community then she helped to get the final response and within24 hours of my appointment I confirmed back with the Sales Rep of the community that she is representing that I will continue with you to get the home and what are the next steps. Following this communication I got an email Next day (over 48 hours from meeting) with documents for community and New pricing which was 25 - 30K more than communicated to me. When I asked for price increase without any notice I have been told that price increase can happen at any time. on being asked does it change for existing customer with whom you already communicated the price I have been told that's the management decision. Now I have been told:

    1. NOT even cannot take the deposit and it goes on a hold which means Not respecting the waiting list position, what a bad business practice from a reputed public trading builder.

    2. Not respecting the Price communication.

    It hard to believe from such a reputed builder whose intention is NOW to capitalize on the market situation and which is throwing some new prospective home owners away because of high prices. This will make the market worse not just for new buyers but increase in Inflation. Be aware Guys and want to inform you. I made a wrong decision to go with Toll brothers but if any of you have a choice please stay away from them. Good luck in your finding a new home. Thanks.

    We bought our home and had to make selections through the Toll Brothers Design Studio in Blue Bell, PA. The construction was delayed for weeks as the "designer" we were assigned could not produce a final cost sheet which was accurate. She recorded the wrong flooring choice, the wrong cabinet color, and different prices of many things than what she initially quoted. Each rendition of the cost sheet came back to us with increased prices and new mistakes that would have cost us thousands of dollars and incorrect selections if we didn't review it line by line. Rather than apologize, she maintained that the increased price each time was accurate, (for no specified reason) and she took her time correcting things which caused our builder weeks of delay in ordering our items and installing. Not at all a happy customer with the design studio which is actually just a pricing studio since no design assistance was given either.

    DO NOT purchase any property, house, condo or rent any Toll Brothers city living property- STAY AWAY at all costs!! If you read over their reviews you can clearly see common themes of fraud, shoddy construction, inferior customer service, and crooked behavior. They are NOT a luxury builder. They charge premium prices for their crap. They use inferior building materials, poor laborers, illegitimate construction companies, and employ completely incompetent engineers. They fail to deliver a luxury product and instead deliver trash that crumbles and deteriorates within a few years. They have consistent issues with concrete structures, improperly designed drainage systems, roofing issues, poor plumbing, mechanical issues, and many other construction defects.

    Their buildings and houses are not fit to live in. They possess poor architecture, inappropriate design, and overall inferior construction quality. What Toll Brothers does is show consumers/buyers a lovely model home that is well decorated and staged with all the bells and whistles. But beneath the surface is nothing but defective construction that will erode very quickly and wind up costing you a lot of money to fix. STAY AWAY! They are doing this all over the United States under their City Living, homebuilding, and other subsidiaries. They do not deserve to be in business because they are nothing but liars, manipulators, fraudulent crooks and sinister thieves.

    The entire corporate office is full of depraved and demented individuals. You have been warned. Again stay away and do your research on them. You will find that Toll Brothers misrepresents itself and its brand- they severely miss the mark on luxury. They are deplorable, disgusting, and a compete disappointment. Also, their warranty is a joke. They do not fix things properly and they lie their way out of their construction flaws and defects. I can not stress enough that this is the worse home builder out there- they have a superficial charm, but at their core they are a sinister corporation with no decency. They are doing bad business all over the United States and they know what they are doing to people. It is really sad that they are getting away with taking advantage of people and screwing people out of their money.

    We signed purchase agreement on Aug 2020. And then we were told that Design Studio will contact us for options. But we waited for 3+ months to get a call. During this time, the frame was built, I went to take a look on a weekend (TB builders don’t work on weekend). This turned out a too big shock to me. They even used woodpeckers distorting studs ~ Come On! It might be just a small home for you. But it’s 730+K house and it’s everything for us!

    I took pictures and sent to them with best intention for them to make replacement for those spots (Huge deficit frame)! However, they stay as elegant as possible and very much ignorant, and told me there will be a quality check, indicating that I was worried too early. When I was scheduled to go design studio to choose options, it was a total blow out. They told me those ones in model homes are not available to choose at this stage, I should have told them before I signed agreement! The thing bothers me the most was their arrogance and ignorance. They totally fail to give any care about our concerns and are very reluctant to make any efforts to seek for solution for us. We don’t see quality of materials, workmanship, neither work ethics.

    The model homes to choose from were all very beautiful. They had many details which sold us to build one. The reality was that the model homes were built with many features which are simply not available. They will build a basic structure, rather than anything even remotely like the model homes. Everything requires an upgrade which is typical, but there are no upgrades available to actually replicate any of the models which they show. Definitely not worth the cost and would not recommend unless you know in advance that your home will never look anything like the model, even if you actually upgrade everything.

    I recently purchased a condo unit with Toll Brothers in Ridgewood community of Middlebury, CT. The process of sales, designing, etc was very good and well ahead of time. The actual quality of the delivery is below average. There are many issues I have been noticing, though a lot of them are taken care of the warranty folks. The idea of choosing to pay a premium from a brand name builder is that you trust the quality will be good. Unfortunately, Tollbrothers is now all about delivering fast with average quality of work. They use multiple local small scale contractors to keep their buildings costs cheap and the finished product is definitely much worse than a toll brothers house built in early 2000.

    The issues I have had so far in 1 year since purchase: Cabinet doors in the kitchen falling off, front door lock came off twice, the backdoor does not latch properly and opens for winds at night setting off the alarm, my edge of the garage is left sharp and higher than norm and has popped my car tires, there is a crack in the bedroom ceiling, the grout in my bathroom stall is coming off, have noticed the finish of the tiles and grout in the bathroom is mediocre, nail sticking up in the floor where bedroom connects to the hallway, front lights not working. The pinnacle of all of it is the street name was provided wrong to the maps team and none of my mail and packages get delivered and I had to correct it with UPS, USPS, FEDEX, AMAZON, GOOGLE maps etc.

    Again, the warranty service took care of most of house issues (minus the maps issue), but I have lost all respect for this brand name from this experience. I am a single woman buying this condo after a divorce and I had to find a place quick and I didn't have second thoughts choosing to go with Tollbrothers, because of the reputation they have overall. But I am quite disappointed and wish I had reviewed other options too. Lesson learned.

    I own a 15 year old Toll Brothers townhouse, I bought it 8 years ago. When inspected in the attic the roof rafters were cracked, I paid to have this fixed out of my own pocket. We just had a board meeting. we now need new roofs on 16 year old townhouses, the price each home owner is almost 12,000.00. No one will contact Toll brothers to find out what brand and warranty of the roof. We also have had problems with Harplank siding. All doors in the house are out of alignment, all Andersen Windows are so tight when you push them up they never come down but the rope ends up hanging over your windows so now you need to cut the rope, and you can never open the window again.

    A nail in the bathroom molding over the years has now developed on the inner part of the door making a hole in a fake door. All outlets are either painted into the sockets or not even screwed in so when you plug into the outlet and then pull the plug the entire receptacle comes out of the housing. We just this past summer found out the backyard spigot was capped in the wall since built another $250 to hire a plumber and a new hole in a finished basement wall. The list just goes on and on squeaky hardwood floors built on top of a silent floor and steel beam construction. Buyer beware, I have always wanted a toll brothers home. I am extremely disappointed!!!

    Our experience working with Toll Brothers in the Hasentree Wake Forest NC community was phenomenal. We built a new home with them that took about 8 months and visited the home almost every weekend during the build process, as well as communicated with the team regularly throughout. At first due to some bad reviews we read online about Toll Brothers in general, before choosing TB to build with...we were initially always on guard and extremely worried something would go very wrong. But this team was different and exceeded our expectations to say the least. They were very professional, considerate, personable, responsive and flexible where it mattered most; from the design center with Heather **, to the sales office with Justin ** [our project manager], Jeff ** and Alan ** [our sales managers] and Michael ** [our construction manager].

    To be frank it was not all smooth sailing from start to finish because working with them for so many months with some changes in their team and a few missed communications here and there, then dealing with the coronavirus pandemic took its toll on all of us...but this team persevered and was able to help fill the small gaps and build on and strengthen our overall experience.

    When we purchased this house, it was owned by Sharp and eventually bought by Toll Brothers. As the part of the process all the employees have transferred to Toll Brothers. There is one very unpopular employee manages this property who's name is James C. He is very customer unfriends, demeaning, tries to brush problems off talks down to you. I would also doubt he has some relationship with the landscape company who does a worst job in that neighborhood yet still get hired. Most of the residents in this neighborhood is very displeasure with lawn work and most of us fixed ourself. And we fix most of the small defects (some were major).

    What makes me write this review is the vengeance nature of the person who take opportunity to all police and state inspector to bully the residents. However we are not affected, but not have any kind of respect to the residents who brought these property with hefty price than market is very disgraceful. I hope and wish Toll Brother's management to do better than this, otherwise our bad reviews will be all over the internet. I would never recommend them to friends or family (or even my worst enemy). They getting ready for Brookmeade neighborhood who will be managed by same person, for anyone buying a property please be cautioned. DO NOT PURCHASE A HOME FROM THERE.

    Toll Brothers management and follow through once you have purchased a home is TERRIBLE!!!! Once I moved in, I filed a list of all of the small defects (some were major). Never heard from anyone. When I called to complain, they sent Jim ** over. He is very customer unfriendly, demeaning, tries to brush problems off, talks down to you, and today basically left and said I'm on my own. This is a $600k condo (not even a house) in Ashburn! I have purchased new homes from Rylan, Stanley Martin and Van Meter throughout the years and this is by FAR the worst builder company. DO NOT PURCHASE A HOME. The models look great but when you buy your own home and the workmanship is flawed, the LAST thing they want to do is fix it. I have yet to speak to someone in the corporate office to help. This is a very unprofessional company and I would never recommend them to friends or family (or even my worst enemy).

    If you are ready to be disappointed for a long-time "Welcome to Toll Brothers community".We bought a house in a “Golf course” and were told the surrounding area either will stay “naturally as is” or will turn to a golf course. It is neither of them. AFTER we bought the house Toll Brothers came in and altered our view to a rural farm.

    Managers do not communicate with the owners what is the plan for the lands around your property or the time frame. They don’t ask your permission or give you a chance to discuss your concerns. They are very arrogant. Toll brothers think they own their clients and the properties that already were sold. Another shocking truth is, before you move and without your knowledge they steal and sell the topsoil of not only your property also all of your surroundings. Good luck landscaping and having plants grow and keeping them healthy. Very unprofessional, zero customer service, ignorant people running the Toll Brothers.

    I am Home owner at Reserves at Katy for 3 years. Based on my own factual experience I am writing this review. Toll Sale prices are hiked more than 100k above the market price and perform due analysis before buying toll home. When they come up quick delivery home its more than 150k above the market price and they will advertise sales pitch of oversized homes, swimming pools etc. To be honest "The Reserves at Katy- Trace" homes are oversold and I know for the fact being a homeowner at "The Reserves at Katy - Estates" which is wider size homes. When you purchase the home in Houston area, please check HAR website and do due diligence as currently prices are down. **.

    Also please you have to pay 1200-1500 yearly maintenance cost for this community. Once you negotiate the price, please use your own inspection company prior to closing. Based on my own experience, Toll maintenance will not fix anything after closing. They will come up with many excuses of not solving the issue. They will say 2 year warranty/10 year structural warranty and, "We will fix all issues after closing." Please do not believe on their words and eventually its a loss for you as those are sales pitches and they want to close the homes and move on to the other customers.

    One you become homeowner you have to deal with maintenance as they are many flaws in the newly built homes. They will come up with preconditions that, "We will not fix any issues" and often give wrong information and procrastinate the problem. Once you reach 2 years they will say your service tickets are not warrantable and you are out of warranty. Please make sure you factor maintenance problems as part of negotiation and try to lower the Home price. The maintenance issues will easily cost you 20k-30k and you have to pay from your own pocket and builder will not fix for you.

    We purchased a New Home from Toll Brothers in 2018 in a beautiful Country Club Community of 50 expensive homes (between $1.2-1.7 Million). During the building process, I personally witnessed horrible construction issues (roof joists were not secured before the roof tiles were put on which resulted in 40% of the roof dropping up to 10 inches in multiple areas causing peaks and valleys). Also the interior finish carpenters used no less than 30 finishing nails in the corners of the door molding trim to hold the trim on (I have pictures).

    Also, after the vegetable sink was installed in the smaller island in the kitchen, we found out that they neglected to run electric power to the island and had to dig up the kitchen floor to run the power. Also, after selecting 5 slabs of beautiful granite for our kitchen countertops and island, the fabricator did not measure the curve of the main counter properly and still installed the countertop even though it did not fit. It actually was flush to the drawers on one side and hung over the other side by 3 1/2 inches. Needless to say, they had to cut the granite off and redo the entire kitchen island. When they re-installed the granite they polished all areas of the granite except the 2 seams that they epoxied together which left a 4' wide dull area that they have still not been able to fix after multiple attempts.

    Also, we spent $80,000 in their design center for all of our upgrades including 'custom cabinets' throughout the house (4010 sq. ft). The self-closing cabinets have had continuous problems like chipping paint, bad alignment, self-closing drawers that don't close properly. We have had their 'warranty' folks out at least 4 times to fix things but now the 2 different cabinet companies that they used are no longer in business AND the Warranty is up...

    Perhaps most disturbing is the fact that Toll Brothers has not finished the streets in our development and the roll curbs that they installed are so steep and high at the 'driveway entrances' that all of the homeowners in our development have complained about vehicle undercarriage damage due to scrapping as we try to get into or out of our 'driveway entrances'. 18 of the homeowners have purchased rubber-bridge ramps to try to eliminate the problem. Unless you have a 4 wheel drive vehicle you will scrape the front air dam or suspension of your vehicle no matter how careful you are.

    The last home in our development was completed over 26 months ago and the final street Cap Coat has still not been applied. So in addition to the vehicle damage, some cars also have experienced damage to the side of their wheels as they try to park in the street (which still has a 3/4' concrete gutter lip.) A city building inspector truck actually popped a tile when it hit the gutter edge.

    Toll Brothers posted a performance Bond with the City as a requirement to build in our community and now the City is looking into exercising the Bond to complete the development properly. The HOA has discussed filing a lawsuit against Toll Brothers but because everyone signed an arbitration agreement, we will now have to consider 50 separate Arbitration Hearings which could drag on for years... meanwhile, Toll Brothers has moved on to their next development. Be very, very cautious about buying a home from this company.

    We had 1 year warranty on our house, but even after that- there were so many issues. The week we moved in, the cabinets began to lose paint. I called Kitchen Art, and they said that “the compound that would prevent that isn't used in the paint anymore.” The pool resurfacing was awful and stained. We are now resurfacing our pool. I think they hire people and tell them to do the cheapest job possible. The pavers were a mess when we moved in, and I made them fix it.

    The project manager said it's because of “the sun... They will even out.” The AC units were not installed properly, and just a little over a year, we had to remediate as that problem caused mold. We even had the ceiling leaking at one point due to roof issues-and called them immediately. I am now having a bunch of cabinets (which were an upgrade) fixed and resurfacing the pool! They also used cheap paint, so I had the house repainted with better quality paint. They should just tell you from the beginning- “we did crappy work and you will need to fix things.”

    In 2013 my mom decided to buy a property at their Prospect, Connecticut complex. It seemed like a good idea and we'll remain here despite the situations b/c it is convenient to work. But do not be fooled by their sales pitch about construction quality! The primary objective of Toll is to ensure consistent real estate sales to keep their Investors happy.

    In Connecticut, the Toll management is definitely subpar and corrupt. They have numerous issues with violating construction codes here in CT. They once got banned from constructing any new properties until they got some of their issues worked out to satisfactory standards. The landscaping fluctuates by each community. Here in Prospect, CT they hire the cheapest landscape management. All they're good for is cutting the grass. The majority do not speak English! They're all of Spanish descent. The landscaping company Precco does a terrible job at planting trees. Each time they do they plant it without putting the right top soil on top of the roots. So they barely have a chance to grow enough roots into the ground. The consequence of this is the tree gets infected with bacteria, doesn't blossom correctly, or do its nature thing!

    Precco also does not water the plants in the summer time. Numerous trees around my complex do not receive the right amount of water. In the summer time it gets hot and like humans the landscape needs water and that includes trees! Not just peoples outside garden. There is a high turnover rate of residents. Primarily because the HoA governs day to day work around here b/c it's cheaper from a corporate perspective to have them do it as opposed to Toll corporate. The HoA increases prices each year. While I guess that's expected the problem is how is it worth it If they're not doing their jobs? Most folks who live here are on fixed income. So if they don't get the living experience they want a person won't remain here because of the price increase.

    I tried to explain to Toll CT Management it be cheaper to place Solar panels on top of roofs. The lady who answered the phone said "That sounds expensive". Right, yeah that misses the point completely. If you're a good company a business wants to have a long term and happy customer. Solar is dirt cheap to install these days and ends up paying for itself. If they let people save on energy savings it see more residents remain in Toll communities if they can have the money earned by solar through net metering policies and other benefits a utility or government may provide.

    Also the one in Prospect, CT has been experiencing car thefts. They have two front gates and keep the back construction gate locked. I have been trying to say it be a lot cheaper to have a Solar mounted TV camera installed that can record the faces and license plate of anyone entering or leaving the complex. Some of the tenants have racial bias as well. I am a thirty year old white man and the Covid-19 epidemic caused most of us to be unable to get a haircut. This insane lady thought b/c I had long hair I did not live at the complex. She could have asked me if I lived here and, "Could you please show me the license." But no, she proceeded by blocking me from going into the gate to get into the complex. That's actually an illegal thing to do. Imagine if I were African American? She probably would have called the Cops! I saw the same person again after I got a haircut and she did not even recognize me. Funny riddle.

    5/22/20 We visit Erie sale office in Colorado, chose the lot with house model, put the deposit as required as serious buyer. Then One day passed by we have been told the house model have to give to another buyer with a diffraction lot because we didn’t give the mortgage info/application fast enough, how fast it can be, this is buying estimate $900K house. Anyway, we did application right away, and hopping we will have the privilege to have the model that we chose since Representatives promised us to work with another lot buyer to change the lot perhaps.

    The time passed by we didn’t heard from sales office regarding any future info including contact, and of sudden last Weekend, the sales told us another buyer signed contract, where is our contract? As the deposit day, we already told sales we did lots of homework, this the model and lot were our final choice. I can’t believe that the big company like Toll Brothers do business that unprofessional. Very disappointed!!!! Anyway, they leave us no choice but withdraw. It is not Worth to continue. Hopefully, they will fix their problems in the future, hire qualified employees to work there.

    I purchased new construction in the Regency Monroe Masters. I was extremely impressed with the models but the actual actual construction of my home is no comparison to the model. The materials used to build the home is second grade which to me is unacceptable as this home is costing me $700,000. Every detail is extremely sloppy and I have pictures to verify this information.

    Brand new cabinets in my kitchen are all damaged and when I ask for them to remedy all these faults they simply ignore me. Today was the most upsetting as they have a detailed information sheet on my front door detailing the requirements for workers to be in the house. One requirement is to wear a cloth mask but there was a worker in the home Today putting up the backsplash with no mask. I am now concerned who entered my home during this COVID 19 pandemic. Another concern is my front daughter has white streaks going through the black paint. The corking around the windows is extremely sloppy and very unprofessional. Please beware before wasting your money.

    Recently purchased a 4-year old $2 million dollar Toll Brothers house in Parkland Golf and Country Club. I have had nothing but problems.... Had to replace 8 windows for defect, locking system on hurricane impact door not working, faucets failing, now dealing with woodpeckers distorting all the cheap composite columns they put on the house! Also issues with pool leaks from their pool builder not sealing the spa properly. Toll Brothers using the same cheap materials on a multi million dollar home that they use on a tract home! Buyer beware!

    BUYERS BEWARE - TOLL BROTHERS CONSTRUCTION PROCESS IS UNACCEPTABLE! Our family of five have been in our home for over 7 MONTHS and we still do not have... HOT WATER in our upgraded master shower so my wife and I have had to take over 300+ showers in the kids bathrooms. UPGRADED GARAGE DOOR never worked. Upgraded electronic FRONT DOOR LOCK has never worked (can't lock or unlock front door) so we have to walk around to gain entry at the back locked door because the garage door doesn't work. And these are just 3 of 50 outstanding items not completed since being forced to close.

    We closed on our home in July 2019. We had 26 punch items promised to be completed before we closed but they were never done. We were forced to close and since have informed Toll Brothers of the 25 more new missed punch / warranty items, but these have never been addressed either. Toll Brothers has been aware that since we closed last July 2019 I have had my mother-in-law come to our home for 30 straight Wednesdays from 8:30am to 5pm so they can schedule trades but Toll Brothers & Toll Brothers Warranty either cancelled, had to reschedule or just plain never showed up without any calls but let me be clear all the items are still not addressed and my mother in law has wasted a total of about a month waiting for someone to come complete the construction of our new home. Many various supervisors have come by during this time to check on trades work but there was never anything done so they just keep apologizing.

    Toll brothers building / warranty process is a huge problem. They do not honor their word. They are not customer focused. We realize our home is being built by trades but thought the Toll Brother management would be more impactful to the process. Their customer service / sales personal on many times has said they escalated my many grievances for the unfinished home to corporate, but NOTHING ever gotten done so it was just lip service.

    Today (March 4th, 2020) the trades were scheduled to finally come to complete 50 items between 8am-5pm but because my mother-in-law was not there until 8:15-30am they cancelled the entire day this morning. They do not know when they can reschedule in the future and tried to make me feel guilty that they may be charged for the 30mins they were waiting. Again, you can see they are not customer focused. They are not about resolving urgent issues in a timely manner that were their responsibility and now I have to wait even longer to finally take a shower in our upgraded master shower after 7 months.

    Wow Toll Brothers Coastal Oaks management / area managers / corporate leadership where are you in this process & can you please get my home completed now (especially the basic items) that we paid you in full for in July 2019? Your move toll brothers here at coastal oaks, are you going to finally come complete my home with quality and the same since of urgency you put on me to close 7 months ago?

    I plan to update this review that I filled out along with many other sites across the internet in hopes to get the urgent attention that my unfinished home of 7 months deserves, plus to help create more awareness to help others possibly thinking of buying or recently purchased what we have experienced, what we hear from many others in this community Coastal Oaks (that this unacceptable construction process is common) and that we feel is very bad business practices from Toll Brothers during their closeout of the Coastal Oaks community. I wish I never had to write this review, but Toll Brothers left me no choice!

    Design Gallery Standard Options. Toll Brothers apparently is named as the Luxury home builder and also publicizes affordable luxury. We were extremely proud to have associated with them to build our dream home. However, this feeling didn’t last long once we made it to their design appointments. The standard options offered by Toll are miserable. It’s hard to get an overall appealing look unless you upgrade every single option. The carpets and granite are so outdated that it's hard to incorporate. Wonder if they get all the discontinued products from old warehouses to get rid of them and offer as standards. It gets even harder even If one is working with a certain budget in mind. We have to go overboard with every option to get a reasonable look. I only wish they upgrade the standard options and offer fair prices for anything above standards. Overall, worst experience with Design Gallery so far.

    Overall, it's an extremely poor quality and cheap construction home. Over a period of almost 9-month construction process, we noticed hundreds of defects and notified these defects to the construction manager but most issues were completely ignored during the entire construction process. During a pre-closing walk through, they promised to get them all fixed by the time we come back from closing, we came and noticed all blue tape from defective areas were removed without any fixes.

    The house is not build per design and specifications, severe damages to several areas of the house, upgraded items are not the same as shown in agreement and damaged. The front elevation and interior designs are not the same floor plan and agreement. The front door's keypad didn't work and they couldn't fix it for months, I replace it myself. The heating systems wasn't working and it was freezing inside, had to call a local technician for emergency service in the middle of night to get it to work. The Security Alarm system doesn't work at all.

    Countertops are damaged, floor tiles are uneven and have severely scratched everywhere, bathroom floor and wall tiles have permanent stains all over, wood flooring is awfully damaged, kitchen cabinets are damaged and not installed per spec, the cooktop is not the same brand as the other appliances installed, walls are not straight, floor makes noise, front door and garage door is damaged, the front and back yard is not leveled and water puddles everywhere. The interesting thing is that most of these issues were reported several months before closing, they kept promising that the house will be build per signed agreement and all defects will all be fixed by the time we close. They also lie frequently.

    Too much to write. If you are going to invest more than 200k, turn around and don't look back. No matter how much you are paying for the house, you'll be getting a sub 200k quality house. That includes materials workmanship work ethics and warranty services. Read all the bad reviews and add whatever you can possibly imagine. It will come true. One example out of many, when I bought a new 500k condo, I did pointed out that 3 parts of floor on 2nd floor were noticeably uneven and sinking. Toll genius decided to put a carpet over and hoping to be done with it. Refuse to correct the issue along with other problems for over a year and try to tell me that warranty period expired. Again, too many to list. Read other reviews unless you have enough cash to burn and hoping for them to show up all day long to finally agree to correct the issue only to find out they will need to reschedule your time, then go for it. I've tried to make this review shortest possible.

    Horrible Experience and attitude! We built a $1.75 MM home with Toll in Scottsdale in 2017 and feel it was the cheapest and worst built home anyone could imagine. Pretty much everyone in our 33 home development felt the same way. 2 yrs later, we just had to repaint the home because Toll only applied one thin coat of paint. Worst part is Toll's agreements which prohibit lawsuits against them in attempt to keep homeowners from suing and making public their horrible construction practices. Don't be deceived by their slick advertising. Here's a short list of defects in our home:

    1. A 20 ft lam beam spanning a large sliding door was undersized and excessively bowed. Had to be replaced after found this problem. The door installer later told us that he had refused to install the door due to this problem and Toll told him to proceed anyway.
    2. Over 60 cement roof tiles were broken.
    3. Metal flashing on the roof was missing.
    4. The courtyard wall wasn't built to the Plans. It was 3 ft short and had to be raised.
    5. Three glass panels on the courtyard doors had seals broken and were replaced.
    6. The TV wall had to be rebuilt three (3) times because it didn't follow Plans.
    7. Two windows in the Master bedroom were installed in the wrong location according to the Plans.
    8. Numerous cabinet doors in the kitchen were twisted and the replacements now don't match colors.
    9. The master shower tile floor has been replaced three times and still allows water to seep underneath.
    10. The master tub was install improperly and had to be removed and re-installed.
    11. Wood flooring in the office was gouged.
    12. Main A/C vent in kitchen was covered with drywall.
    13. Paint splattered throughout the home on the tile flooring.
    14. Two spotlights in the kitchen were incorrectly spaced in the ceiling.
    15. The sliding door in the Master bedroom leaked water and wouldn't close tight.
    16. The attic access was unusable because it was entirely blocked by electrical wiring in the attic.
    17. The glass shower door in the guest bathroom fell off.
    18. No covers provided for courtyard drain lines.
    19. Guest bathroom countertop was covered with silicone caulking.
    20. The roof in the great room leaked water causing damage to the drywall ceiling.
    21. Garage roof leaked.
    22. Entire house had to be repainted in less than 2 years.

    23. All lumber looked like the lowest grade possible. It also sat exposed to the weather for over a year. Entire build took about 2 years.

    We have built other custom homes and will never build with Toll again!!

    I think buying a new home requires a lot of research and inspection to be successful. This applies to new home construction and existing home purchases. Each has its unique challenges. Why are we happy? First of all, after twenty years, Toll Brothers is still going strong while many builders from back then have closed up and disappeared. The Toll Brothers brand still gives an added premium if we chose to sell the house. Also, I have come to appreciate that Toll is not just the builder of their houses, they are also the land developer. This eliminates much of the potential finger-pointing when utilities and water drainage issues arise.

    A couple of points I understand better now: first, signing the contract and paying the down payment basically means you have already bought the house -- the closing is just the final formality. Our contract gave Toll 365 days to deliver. You should expect that that's how long it will take. House prices fluctuate and a year is a long time. If prices rise, you've gotten a great deal. If prices fall, you've lost real money. Just as if you owned the house for a year.

    We had a lawyer review the Toll Sales contract. We had an inspector examine the house right before drywall was put up. And we talked to the County Planning and Zoning office and the County Building inspectors. All said to us that Toll was not perfect, but they were one of the best builders in the county. And the first year, Toll came numerous times to work on fixes and adjustments to our house. Yes, we did have to push to get some things done right. But I expected that would be the case.

    Did we make mistakes? Of course. For example, I wish I went through the options list more thoroughly. After the development was finished, we found out from neighbors about options we didn't even know were offered. The salespeople really made it difficult for us to see the full option list. I guess they were afraid we would price ourselves out of our mortgage approval limit. In any case, I wrote review because I thought my experiences might be helpful to someone else. Best wishes.

    First of all I would like to say that Toll Brothers does build amazing homes with great floorplans, but that is what you pay a premium for. When you pay a premium you also expect those finishes to be done correctly and in a timely manner. I have been waiting for nearly a year to get certain flaws corrected since taking possession of the home and am still waiting. They rushed to get the home ready so they could get it off their books by the end of the year and now we are stuck with the consequences.

    I have taken time off and rearranged my schedule in order to be present for the workers who are scheduled to arrive and no one ever shows up. This is unbelievably frustrating. So be aware, if you are okay with the house as is when buying Toll Brothers great. But be prepared to fight for any corrections that need to be done. And on a side note, we just received a letter that their mortgage arm was hacked and all of our information stolen. I suspect a class action lawsuit is in the near future for them.

    All was relatively OK until I was confronted with a medical issue. Due to the need for heart surgery I was told by my doctor that a three level house would be a unacceptable living condition for me AFTER my recovery from surgery. With 6 months to go until home delivery, and the home still in the framing state, I informed Toll Brothers of my need to withdraw from THIS purchase. They have decided to withhold 50% of my down payments as a penalty for withdrawing. Stay away from tolls brothers they are only interested in your money.

They did not give the chance to use the money for other property with them. They will do everything to take your money if your plans change and you cannot close on the house. Be careful.

We've lived in a construction site trying to get corrections now for 6 months. DON'T PAY the extra money for their product- our supervisor told us pointedly- "We use the same contractors as the 200k houses down the street".

    Toll Brothers calls itself "America's Luxury Home Builder." Highly misleading and quite the contrary. They are the worst builder ever. I am a resident in the Robertson Ranch Community. We purchased a home in The Vistas, specifically the Las Brisas model. We have had a lot of “Settlement Issues” due to Expansive soil. There have been over 50 service visits with Toll Brothers trying to repair our home and the cracks keep coming back. We are now in a Lawsuit for Construction Defect. There are 4 other Las Brisas models on our street and they all have similar problems with stucco cracking, ceilings cracking, windows and doors not closing.

    WHAT TO LOOK FOR: Stained drywall at window sills and ceilings, Fractures or cracks along private streets, common area slabs or pavers, Frequent and excessive cracks at drywall (interior) or stucco (exterior), Leaks or staining at or around common area planters, Staining or discoloration below decks and at entry landings, Excessive cracking at tile flooring, garage slabs or patio areas, Staining or dampness at underground parking garage, Cracking or step cracking at perimeter block wall, Any landscaping cracking, pool cracking, concrete raising/lifting up. Your home is your greatest investment. It is not “normal settlement” that Toll Brothers would like you to believe. They are so unprofessional and talk about your 10 year warranty and it is a joke. Don't waste time working with them, just get yourself a Construction Defect Litigation Attorney.

    We live in a Toll Brothers home which is a year old. We had plumbing issues. We noticed there was a small leak right next to our sidewalk. They couldn't figure out where the regulator valve was at first so they dug up and uprooted my shrubs. Then they figured out that they forgot to put a regulator valve to navigate the pressure. They came in and put a valve in but the entire process took over a month.

    Then the second leak came about soon after, right in the same spot. After digging it and cutting off our sprinkler line, they notified me that it's not under warranty anymore. So I got my own plumber only to find out that pipe came apart as the ground started settling in some. Also, the Fireplace used is a B-vent Fireplace which makes hollow whistle sound whenever it is little windy outside. I am just very disappointed in the quality of things around the house.

    We had several issues with the sales and construction manager at the very beginning of the process and I provided negative online feedback to the company, which caused the president of the company call me to get the details. At that time we agreed to continue to construction and it was promised to build per design and signed documents. During the entire ~7 months of construction process, we had several major construction related issues, we brought all to their attention but continuously ignored and I noticed all three individuals (Sales, Construction manager, Project Manager) were all dishonest.

    To make it short, we closed on September 19, 2019 and still have not been able to move due to major issues with kitchen cabinets, countertops, tiles and shower walls. During the pre-closing, we put blue tape on areas needing to be fixed and I was promised they would be taken care of before the closing. We went back to inspect the day of the closing and found all tapes were removed but work was not done. The project manager promised to get all fixed by the end of the day and asked to close, we closed and went back to inspect but found all issue still outstanding.

    Overall, the house is not built per design and spec. Cabinets are severely damaged, countertops are damaged, some damaged tiles were replaced but they are not leveled and have 2 different colors of grout, the master bathroom floor tiles are all stained and the builder's cleaning crew were not able to remove stain from tiles, the master bathroom floor tile's grout have 2 different colors, the shower tiles are heavily stained and couldn't be cleaned by their cleaning crew, A large portion of ceiling and walls were bumpy and could be seen from distance. These are the major issues I've described above, there are several other issues that have not been taken care of.

    I did not want to post my reviews but, during a walk through with Construction Supervisor today, I was so frustrated to see all new tapes being removed without work being done and he continuously gave me lame excuses for stained tiles, damaged cabinets and countertops. The president of the company called me last week and scheduled to meet next week at the property to review these issues. If issues are not resolved soon then I will start to post photos of their poor quality work and some of the emails.

    We live behind a Toll Brothers Development. They have work trailers right behind our home. We are trying to get our place sold but NO ONE wants to live next to this mess. I have asked them to move them. But NO...they just wont. They have a HUGE area with no one behind but yet they continue to leave the trailer storage next to our place. Plus the AC runs all day and night and the employees start showing up at 5 a.m. and runs their trucks over the gravel driveway waking us. They have ZERO respect for anyone in the community. If it affected their pay check I bet they would get it handled. So Sad you are my neighbors.

    I purchased my Toll Brothers built townhome in Hanover MD in 2011. In the 7 years in my home I have had multiple issues for which Toll accepts no responsibility. Poor quality concrete used for driveway and stairs, poorly graded property as we (neighbors and I) have flooding in our yards as well as sinkholes... even at the front stairs to the front door. My skylight is not properly mounted. I called the warranty office, they came out and said it was not a warranty issue; mind you this was in the 2nd year. My upstairs AC unit wiring was just twisted together, it arc and started small fire. Glad I was home.

    The trim around my walls is compressed paper, not the high quality material (wood) I thought I was paying for. The electrical is substandard as I if we turn on a light, the TV blinks due to surge. Windows were not properly installed but of course, none of this is Toll's responsibility. Oh but they did come back in the community to replace the outside trim due to rotting of the wood on several homes. This was caused due to the wrong product being used. However Toll will not accept responsibility to replace the rotting trim around sliding glass or French doors on the homes. (7 years!!!) Oh and let's not forget about the use of tape to connect the underground drainage lines together and the fact they taped lines from my house to neighbors on either side.

    We chose a Toll home based on the (now known) fabricated reputation of this company. Toll Brothers are little more than scam artist. It is like the proverbial bait and switch. Look for another builder who will offer a real warranty and stand behind the workmanship they advertise as the best in the nation... which Toll Brothers clearly is not. Once they have your money, all bets are off. If I could get my money back from them they could have this house back and I would never buy or recommend them to anyone.

    Zero stars! We expected better when we purchased a home with Toll Brothers. Poor follow up on warranty items and communications is poor. Report problems through warranty site and they close them with no reason. Staining of stairs was horrible. Still trying to agree on a good solution. They keep sending the same crew back multiple times that have not provided quality workmanship.

Had a deposit on a lot in this community after spending hours driving across the metro area looking at models, riding the unorganized path of the “lot wait list” and lost paperwork. This community is very poorly run! My paperwork was lost weeks ago that would have put me in line for a lot... I was eventually told that they would make right and place us on the list where we should have been all along (them thinking they were doing me a favor)... All to be brought in for several hours to do a pricing meeting, fed lies and then have them tell us they didn’t want to work with us after we left a deposit and was contacted by TBI mortgage. BEWARE they will give you the breakdown of earnest money in percentages, agree to things in the pricing meeting and then pull the rug out within days and change it all. Read into Consumer Affairs for hundreds of other documented issues like this!

    Wow, where to start. Let's just make it short and list all the things I liked about them:

    1. Nothing.

    If you are looking to buy a new home, do yourself a favor and look elsewhere. We have purchased five tract homes in our 15 years in Arizona and Toll Brothers is, by far, the worst. The design is very good but that was all that was good. Sloppy workmanship, delivered dirty and a customer attitude of buyer beware. We still, after 5 years, do not have an AC system that works and this is just one of many problems.

    After applying for a mortgage both my husband and myself started receiving notices of credit cards being applied for and bank accounts being opened in our names. We have been thru hell and back. Three months later we receive notice from TBI that they have had 1% of their clients reporting identity theft. They have known about this at least since June. My husband and I have been denied a credit card and now have a high interest rate student loan for our daughter because of this and all the folks at TBI corporate can offer is free credit reporting. I would warn anyone to stay away from Toll Brothers. We trusted them with every bit of our personal information and not only did they fail to protect it, they can't even acknowledge their responsibility.

    I purchased a Toll Brothers home from an original owner. One of our indoor sprinkler system heads was leaking and I called in a repair company. They informed me that the whole system had been recalled and that Toll Brothers would have known about it. The original owners were not aware of the issue. Four homes in the development that Toll Brothers built experienced significant damage due to these defective sprinkler heads. I contacting them and they sent one of their repair to give an estimate. Well they wasted my time and are now saying there is nothing they will do. Awful company with terrible customer service. I would never buy another home built by them.

    I love my home and believe it is beautiful, but I can honestly say, I would not recommend anyone to purchase a Toll Brothers home. I do not feel they lived up to their reputation at all. From the sales process, to construction to warranty work, every single aspect has been painstakingly difficult. We are business owners, so we understand first hand that things can happen, and we are patient. Having said that, Toll has had numerous opportunities to prove themselves, and we have been let down time and time again. There is a serious lack of communication on the warranty side-it's almost laughable! I have spent countless hours between going back and forth for warranty work and staying home for more days than I can count for work to be done. I'd approach with caution...

    I purchased an alleged prestige semi-custom luxury home $1mil in the Villa Lago community 3 years ago. On day 1 walk thru, experience plumbing issues, crack tiles, wrong flooring, roofing problems, cracked exterior stucco, upside down electrical switches, and misplaced drainage - almost with every trades. Three years later, we are still fighting with Toll Brothers to get these issues addressed. This is our 7th brand home over 30 years, and by far worst custom service, construction, and quality. Never again with Toll Brothers. Buyers beware.

    BUYER BEWARE!!! TOLL BROTHERS ARE CROOKS, SCUMBAGS THAT RIPPED US OFF FOR OVER MILLION DOLLARS!!!! OUR STORY: We (two female disabled senior citizens) purchased a home from Toll Brothers in Las Vegas Nevada for over a million dollars and UPGRADED the home in their Design Center at approximately $300,000.00. The upgrades that we ordered were NEVER put into the home. ABSOLUTE “BAIT And SWITCH”. For example, we ordered SOLID WOOD “Craftsman” CABINETS and approximately 20,000.00 throughout the home and they installed cheap “standard” particle board that is splitting inside and out everywhere. There are “nails and screws” exposed in every cabinet drawer and door and underneath all the cabinets. Extremely dangerous.

    We contacted the vendors and they confirmed that they never ordered our upgraded cabinets at all and only ordered the standard particle board cabinets. In fact we contacted all 6 vendors in which they said they bought the materials and products from and all six confirmed that particle board NEVER placed an order with the company whatsoever. Another example, we paid approximately 75,000.00 for upgraded countertops that was supposed to be white and grey quartz by Caesarstone and Toll Brothers installed yellow countertops throughout the home that we never seen before, product that came from China. It was supposed to come from Arizona Tile who confirmed they have never seen that product before and that they never ordered that product because they don't even carry Caesarstone.

    Another great example is we paid approximately 26,000.00 to have our home painted 5 colors including beautiful grays and white and they painted the Home two colors - chocolate brown and green The Home looks so disgusting not even worth 100,000.00. The MOST HORRIFYING experience of our lives!! We wrote over 50 emails and placed numerous calls to Toll Brothers and they never returned our calls or emails. So we contacted their headquarters in Pennsylvania and spoke to the CEO office. Doug Yearley is the CEO and his office did take our calls (if any reads this please that has also been screwed over send your complaint to him, and file for Arbitration).

    When Doug Yearley contacted the Vice President Dan Wright and President Gary Mayo they responded in a letter telling us to stop Harassing them and to cease and desist from having any contact with the design center sales office etc and would not allow us to see our home at all during the time it was being built. They cut off all communication with the homebuyers. They try to turn it around and BLAME the homebuyers. In fact Dan Wright wrote a letter to us telling us to cease and desist from going into the showroom room “numerous times” a day, harassing everyone and screaming and yelling and cursing everyone out on a daily basis???

    First of all, it is an outright lie. We have lived in California for 50 years and only flew in twice to go the showroom in 2018 and twice in 2019 and we never cursed or became belligerent!! We are trying to get answers as to why they did not honor our upgrades and why they haven’t built our home per contract. We are filing a defamation of character lawsuit against Dan Wright Vice President of Toll Brothers’’ for false accusations. AND we filed for arbitration. If you haven’t bought a home yet and are thinking of doing so BEWARE. You are signing their contract that is bulletproof and it basically states you have no rights!! They can substitute product at anytime (although they are supposed to tell a product been discontinued they don’t, because the products been discontinued before you ever saw or gave them a deposit down for home. You most definitely will NOT get what you purchased and there’s no guarantees it’s written in their contract.

    Again you basically have “NO Rights”. The Design Center is an absolute sham of false advertisements and false products. Most product in their showroom doesn’t even exit BUT they don’t tell you that!! We later found out that all the upgrades we ordered were discontinued years ago!!!! And the upgrades you see in the models you can’t get they don’t even sell it!! Their showroom has very little selection and you only have a few choices to chose from. It’s a joke. They state in writing that you get 6 custom upgrades and we got none. They wouldn’t allow us to do anything custom. It is total fraud and misrepresentation combined. In other words they are providing you samples KNOWING it doesn’t exist at all and therefore, they have NO intention of EVER putting the product in the home.

    They take all your money and then put a completely different product in your home that you NEVER seen before. They ARE RIPPING OFF COMMUNITIES ACROSS AMERICA and especially in LAS VEGAS. When we did the home inspection the builders had slashed the walls damaging all the wires and we have no power. They also put screws and nails down all the pipes so the sinks don't works. There were approximately 15 hazardous conditions the house was deemed unsafe and THEY REFUSED TO FIX ANYTHING ON the Home Inspection Reports. In addition they refused to give us a walk through prior to closing where you disclose to the builder all the Cosmetic Defects (Cosmetic defects are not recognized by a hone inspector and they will not be in your home inspection). Toll Brothers refused to give us any paperwork on the the detail item.

    We also had to file restraining orders against certain Toll Brothers employees literally threaten you. And they are HUGE liars. The most dishonest company I have ever worked within 40 years and I know what I am talking about for our entire family has been in the construction business and real estate business for sixty years. Above all, the experience has been nothing but a HORRENDOUS NIGHTMARE!!!! My poor 83 year old mother suffered a stroke and doesn’t even want to move into the home now and we have to get restraining orders against Toll Brothers employees in fear of them harming us for going public, not to mention the fact that they vandalized the property. They threatened if we don’t pay them over a million plus dollars in cash they will take our 100,000.000 deposit and the home. The title company is owned by Toll Brothers so when you go to Sign they are NOT a neutral party. They also work for Toll Brothers.

    At signing there is no detailed estimated closing costs, they won’t give you any paperwork. They just give you a final number to pay!! They also make you sign a paper stating that you can’t sell your home to anyone but them for 365 days and they get to buy It back at base price which is and can be half of what you paid for it!! We want to spread the word across America This has got to STOP! They are ripping off Americans like us that worked so hard for forty years to finally build their dream home and the dream is nothing but a NIGHTMARE. We have been so BRUTALLY abused and threatened by Toll Brothers. For us, buying a home from Toll Brothers was like buying a home from the Mafia!! We are going to FIGHT for our rights!! And are going to expose The TRUTH. Our story and experience will be told in a pamphlet that will be posted on the Internet.

    Above all if you’re even thinking about buying a home from Toll Brothers please take the time to read all the thousands of complaints on this website and other consumer related websites like RIP OFF report.     My house is 4 years old, and has been in a state of repair for 4 years. Obviously there was no one supervising the construction process. Shoddy labor. Inadequate material and a stall process to delay you getting warranty coverage. When you go to the model they have all these awards for being a great builder, are the award companies talking to the home owners. I think not. I have suffered from cracked basement floors where some part are 12 inch pours and others are 2 inch pours, a Naples room ceiling that's falling apart, all of which was detected and noted on my first walk through. My cabinets are falling off the walls even though they were upgrades. The whole cabinet only had one screw holding it up and all Toll Brothers can say is it's out of warranty. How could bad labor be out of warranty. The carpet bunched up after a year. It is so bad you would probably get seasick climbing over the rolls.

    My experience of purchasing a "quick delivery home" with Toll Brothers at Lenah Mill in Aldie, VA has proved to be traumatic at best, and a financial sieve at worst. There have been misrepresented promises in deliverables and finishes, and anyone I talk to in management tries to talk in circles around me, like I can't understand English. They guarantee "expert designers" use their eye and finishing touch on the QDH's. The concessions made for "expedited delivery" by the buyer are supposed to provide you with a luxury designer home that has been "expertly" and "thoughtfully" designed. I was shown blurry photos of specs without the level clearly marked on them. I was told there would be level 2 and quartz, and in the sheet I was sent, it shows level 1 and granite.

    None of my questions regarding what the kitchen choices would look like were ever sent, and upon walking in last weekend, I found all bathrooms, including the master bath were tiled floor to ceiling in white glossy square tiles (level 1), along with level 1 cabinets with bright silver finishes, along with the cheapest possible light fixtures. The same cabinets are in the kitchen. Somehow, they are rationalizing that no ability to provide me with a closing date, level 1 = level 2, granite = quartz, dated design choices = expert designers, and that none of that is misrepresentation. They stated that their contracts are "serious" and you can't get out of them (EVEN IF YOU END UP UNABLE TO FINANCE AT THE END they won't give your money back!! ); that my situation doesn't constitute an ability to get my EMD back. They have no desire to make the customer happy whatsoever.

    I signed on the dotted line because I was told the premium had just gone up 14k (because they decided people could afford more because homes "were selling too quickly" - they went up another 14k a couple of weeks later). My deposit is almost $40k - I purchased a "luxury designer single family home with an expert designer's touch" - it has been decorated with .69 cent tiles and bargain basement cabinets. All internal bathroom doors fold inward and can't be opened simultaneously because they ram into each other. I was told those couldn't be changed to swing out because if someone else found out, they would be mad they didn't have that changed. The pantry is half the size of the model's smallest home. The sales concierge admitted the lighting fixtures and cabinet pulls were installed wrong; that they shouldn't all be silver.

    I can't get my EMD back because Toll Brothers likes to hold their customers hostage after you have signed. Oh, and according to their manager Jason and Kristen who indicated if I go over their head, it won't matter because management will take her and the sales manager's opinion, but that they had "no control" of the situation, other than to try and see about the closing date and change the backsplash (or "delete it"). They essentially told me they would make sure they would not support me getting my EMD back "under these circumstances"; that they don't warrant a reason to let me out of the contract because they would have to put it back on the market.

    Why would I ever think I was building a brand new home with a dated interior on a kitchen and 4 bathrooms that I have to either renovate or accept that they look 10 years old and will be impossible to keep clean (hence why those all white glossy bathrooms are OUT OF DATE/STYLE)?? Not to mention the entire reason I purchased the home was to have assigned school enrollment, and the school let me know because I won't have a settlement before the school year, we can't get in because it will be full. The manager essentially said this is not their problem and "it sounds like you have options and just want out". Actually, I'll be living in a hotel, thank you very much, trying to get in a home I actually am passionate about before the school year, same as I was when I bought your "quick delivery home" that "takes approximately 1 year to build"!

    In the contract they also prohibit you from selling the home for a year. I am absolutely traumatized, angry, and utterly heartbroken - beyond disappointed by this situation. Don't be me. Stay FAR, FAR away from Toll Brothers and especially their quick delivery homes, unless you just really could care less what they put in there, or how. You are selling a piece of yourself in the process otherwise.

    Our dream always has been to own a Toll Brother home but we were disappointed when we finally own one. Considering Toll Brothers is #1 Luxury Home builder, we found the craftsmanship by contracted vendors to be erroneous, quality of materials used were subpar, and options that were offered as "Upgrades" at the Design Studio. There were many serious items that we had to fix in the last three months since we moved in mid-February:

    -Master Bedroom closet was carpeted over a warped floor.
    -Repairing stucco cracks at extended patio ceiling.
    -Visible paint blotches on the front and side wall of the house we had to repaint twice.
    -Cracked kitchen window.
    -Improper installation of microwave trim kit (we're still fixing the issue as of today).
    -Noise humming canned lights in the Master bedroom and the Loft (we were told that they will be replaced by July).
    -Bubbling of paint at the Loft drywall.
    -Missing a cabinet shelf at the garage entry.

    -Missing a bathtub drain plug in one of the bathrooms.

    It seems Mirabelle at Plum Canyon building crew has aggressive schedule to finish 100 homes in a year but they are spending more time fixing the mistakes made by their vendors instead. Sales team also had turnovers; 3 manager changes, from the time we made deposit in June, 2018 to January, 2019 when we closed escrow. We should have researched about Toll Brothers on ConsumerAffairs and BBB before we committed to purchasing this home. Is been only 3 months and we're already have items that needed to repairs which we never had when we bought our first home from Richmond American Homes 10 years ago. We believe in saying "You Get What You Pay For" in life but this is not the case with Toll Brothers.

    We are writing this review to prevent other potential victims into buying or even thinking about buying a Toll Brothers home. We only wished we had read ALL the horrifying reviews from across the nation. We are now amongst all the other Americans and possible non-Americans who got screwed by Toll Brothers. First and foremost they draw you in with these incredible model homes built with top notch product that you later find out doesn’t even exist in the showroom. And the product in the showroom is so outdated you have to select the highest level which they mark up 75 percent. That’s right. The hardware for all the cabinets outside of Toll Brothers with the same vendor was $2,000.00 and Toll Brothers charges $11,000.00.

    After you agree to pay the premium and they have your money and signature they don’t install the same product you choose in the showroom. In my case the product never existed by the vendor they claim they got it from in the first place. We contacted the vendor and they never saw the product either. Toll Brothers cuts a sample of a different material, gives it the same name and code but it doesn’t match what you saw in the showroom or vendor's showroom. TOTAL “BAIT & SWITCH”.

    The way the company’s run is extremely unprofessional and unethical, and they could care a less about you and your dream house, they are only interested in lining their pockets. Not to mention how rude and ugly they get when you expose the truth! It’s a construction racket going on for decades. We bought a Toll Brothers home hoping to live in our dream home but unfortunately we never moved in and are now out in the streets, because they refuse to fix any of their mistakes and build accordingly to the plan. In fact they completely ignore you and all the correspondences you write. They don’t care at all about their customers, they are ruthless liars and all we could do is get a lawyer and sue and we now await arbitration, because that’s what their contract states. Above all, it has been a total NIGHTMARE and Toll Brothers has put us through hell and I don’t wish that upon anyone. I hope this reviews helps and God bless!

    We have a home in the Toll Brothers’ Community of White Creek. This is in Ocean View, Delaware. This community is about 13 years old and is unfinished. Toll Brothers has virtually pulled out of the community. Unfortunately, they are still in charge of the Homeowner's Association. There are empty lots in the community which have turned to weeds because Toll only want to pay for mowing not weed control or fertilizer. This distracts from the appearance of the community. When things are brought up at the Board meeting (where the community has one rep) they fall on deaf ears. The homes originally sold for $700,000.000 to a million dollars. Now we are lucky to get between $500,000 and $600,000. We have asked Toll Brothers numerous time to complete the community or sell the lots. They have refused and we are now at our wits' end. “Let the buyer beware” when purchasing anything from this company.

    I live in a new Toll Brothers home now for 6 years. If you don't catch your defective house issue within the first year you are screwed. It's a business where they don't care about the buyer. They use the cheapest roofing, flooring, windows, plumbing, electric just hoping it lasts a year without breaking. Would never buy another Toll Brothers home again.

    The so called project manager was rarely here. We caught most of the blunders ourselves. The main problem we have now is ceiling cracks. TB "fixed" them twice to no avail...Now they claim they are cosmetic. Apparently 25 foot long 1/8th to 1/4 inch cracks are not structural. They also used diluted, low grade exterior paint. Neighbors are having to repaint their houses after 3 years. It took 14 service calls to get our Control 4 a/v system to work. It is still problematic. A neighbor opened up a wall to fix a wiring problem, found twisted pairs without wire nuts. The list goes on. The best advice I can give is to ask a builder what the span of control is for their project managers. If it is more than 2-4 houses on the same site, find another builder unless you want to be onsite everyday and supervise the subs. At least put in your contract that you will hire your own building inspector for the various phases of construction.

    We would give Toll Brothers a zero if possible. We built our home in Anthem Ranch in Broomfield Colorado in 2017. We were unable to get in to see the interior of the house the last six weeks before closing due to formaldehyde joist mitigation. On walking on our main floor, dishes rattle in our kitchen sink and bowls rattle on cabinets throughout the house even at the distance of up to 15 feet away. We were told by Toll Brother's senior project manager and vice president that this was a "perceived problem" on our part.

    We have had numerous other problems, such as six cabinet doors scratched beyond repair, one door splintered off the hinges, shower basin not grouted, tile missing behind the bath tub, broken floor tiles in the bathroom. Other problems include mushrooming of all screws on the back deck and stairs causing elevated areas around the screws enough to trip over (I had to explain to them how to install a deck so as to prevent this. Toll Brothers acted as if they did not understand this concept). A toilet leak under the wood floor in our powder room damaging a 4X4 sq. foot section.

    The toilet had been shoved on to the ring seal bending it half way in. There are numerous other problems we are still dealing with over one year later. In hindsight, we made a mistake in trusting and buying from Toll Brothers. We have since had our house evaluated by our own structural engineer and have had the sub floor addressed by another company. We will not deal with Toll Brothers again.

    We committed to Toll Brothers in December of 2016 and closed on our lot and “custom” home in February 2018. We paid for a custom home but got tract housing. We have now been in our home for a year and are still trying to get basics resolved. The subflooring was warped when they installed but rather than resolve the issues, Toll subcontractors installed carpeting and wood floor over the warped floorboards. We now have “squeaks” and peaks under carpeting with fractured wood flooring. We have had multiple visits by the subpar subcontractors to resolve heating, water heater, plumbing and flooring issues. Toll is not responsible in meeting agreed upon repair dates and does not coordinate visits in a logical sequence which allows resolution of the issues.

    We are over a year dealing with problems that we as buyers should have demanded be resolved prior to our closing on the house. Every time the subcontractors are in our home they damage flooring, paint, track mud and have stolen items from our basement. This is a nightmare I would not wish on anyone. My husband, unwittingly, initially gave them a 5-star rating. This is to warn others about the poor quality and poor service associated with Anthem Ranch in Broomfield, Colorado.

    Realize that the advertised price is for their cheapest elevation. Sometimes even that picture does not include everything, e.g. dormers, porch, etc. The Design Center is where they want you to pay excessive amounts for anything except their included very basic flooring and fixtures. ($10,000 extra for soft-close cabinets in the kitchen). You'll pay a bundle if you want drawers in your bathroom cabinets. You will be asked to pick out what you like and THEN given the price. If you find it is too high, you go back to square one. We removed a faucet from our options list for $400 (online at 1/2 their price) only to find they forgot to remove it. They may go back and forth with the sales center overpricing (bathtub in our case) which consumes more of your time. Their "upgraded" appliances include only one model of the brands that they offer. You will be shown options for tray cabinets when you really need to pick out color choices.

    Make sure you visit the site constantly. The 300 item list before closing is nothing you can really go over in less than hours, not the day of closing. If you have a Toll mortgage, they will pick your move-in date whether you or your house are ready. Move-in day was a disaster. House was not clean. The last few weeks of construction were extremely rushed. Wallboard tape is showing (no worries, they'll paint over it) with debris in the paint. Cabinet doors were not adjusted properly or just plain bad. Other doors closed, but there are large gaps so light shines through. Faulty carpentry is fixed with caulk. Trim and cabinets were chipped MANY places. It is hard to find a smooth place on the trim. Try to get them to come back for the 30-day warranty. "My Toll Home" and construction have to duke it out. So on Valentine's Day - Roses are red; Violets are blue; If you buy a Toll Bros.; You'll be stuck too.

    The initial stage of the process including the sales process, securing financing and finalizing the contract, and selecting options at the Design Studio were all a very positive experience. However, this quickly changed starting from the pre-construction stage. At the pre-construction meeting, the construction manager informed me that the elevation range for my home was from 6.5 to 8.0 and he had selected 6.5. When I requested to have the home at the higher elevation of 8.0, the construction manager in a condensing manner said "no". He provided no explanation. Since this time, every request has been "no", even on items that were said to be "doable" such as, combining kitchen sink and cabinet onto island. This required no structural changes such as removing of walls, etc.

    Every Monday someone from the construction team is required to call to inform of the work performed and the expected work for the following week. Because these calls or any form of communication is not being received from the construction team, my husband and I visit the property site once a week. Last week, we discovered that only two hopper windows were installed instead of four. Immediately, reached out to sales manager, who confirmed that four windows were purchased. Any assistance that can be provided is greatly appreciated, since the construction phase is a long process and do not have any confidence in those managing the building of my home based on past experiences.

    Salespeople at THE ENCLAVE AT ELLIS PRESERVE play games with the public. They have these huge lot premiums 35,000 for a great location looking over Goshen Road in Newtown Square, Pa. The salesperson Jen told us everyone was walking out. Because of the high premium. She said let me talk my boss. She then came back and said they lowed the lot premium to 20,000 and then proceeded to say plus 10,000 for a vinyl sliding door which is what they use in this housing development along with vinyl siding. You should be very careful when you're buying a house for 600,000 and with inflated options can go probably to 800,000 or more. My wife and I almost bought a house but after back and forth came down to 4,000 difference on the smallest house.

    We said if you throw in the walkout vinyl sliding door in basement you have a deal. I was told they would give 5,000 toward door and if we wanted anymore we would have to buy 20,000 of their inflated upgrades and they would give us 20% off. We could not use this on options we already chose. It was a blessing in disguise that we walked. They try to entice with the model to upgrade to their horrible workmanship for installation of overpriced upgrades. We chose to stay in our 22 year old house which is still cheaper to maintain than a vinyl sided house that will look horrible in a few years Don’t be fooled by Toll. Good Luck.

    We bought luxury home from Toll Brothers. Cost us a lot of money. But the quality of the house and service was horrible. The sales rep and project manager do not communicate, they were very disorganized and confused. There were upgrades we wanted to include, but ended up that they didn't include them when they were building the house. We spent a lot on the upgrades on the house, but they built the house like production homes, built them with no upgrades. Then when we did first walk through, we found out they missed a lot of the upgrades stuff. Then when we did second walkthrough at closing, we found out even more stuff didn't do correctly and didn't include those upgrades we wanted. For example, they were suppose to do the pre-wiring for the camera system before Sheetrock, they forgot to do that.

    They were suppose to include barn door beams before Sheetrock, again they didn't include those beams. We found out afterward, so Toll Brothers have to end up drilling holes everywhere just to get them fix. When we moved in few months, the water pipe underneath ground broke causing water to overflow and our bill to be hundreds of dollars. Toll Brothers horrible builder. I escalate to VP of Sales at Toll Brothers, he promised to give me credit for what they did wrong. All of sudden he disappear and never respond to any of my email. Horrible service! I will never want to buy home from Toll Brothers anymore!!!

    Be aware of their mortgage company TBI mortgage company! I would tell you: Stay away from this liar! They are cheating and play cheap word game on you! We chose to use them for our loan because they promised us a lot of credit. Before we signed the loan, there are what they promised us: “We would need to collect a $1,000 rate fully refundable rate lock fee and a $450 appraisal fee. You will get a full credit for both on your closing disclosure.” – From Timothy ** (their loan officer) on 8/16/2018. “TBI Mortgage will be giving you a credit at closing for the $450 appraisal fee you already paid.” – From Liz ** (their loan processor) on 09/17/2018. But, guess what? At closing, the “credit” they mentioned on all their emails are just a statement saying we have paid this money. This is so cheap a word game! Be aware of this liar and stay away from them.

    I am the first time homeowner and booked this home at Timber Creek when no one moved in and it was still empty plots. Now initial treatments were great and the Project Manager listen to our suggestion and requests as it was custom built. After we moved in Feb '2016 we were happy and then slowly there were issues started to erupt.

    First there were rat issues as all the insulation was not proper so mice get inside home and started destroying food in the pantry. After complaint they had sent pest control and then that has resulted in identification of the areas which got insulated. Next it started with one of the closet door conked out of the rail which seems to be outside the warranty period and I had to pay. Now recently our the walk-in closet light stopped working through. The bulbs might have broken but seems not that now I have to ask for some electrician.

    Initially I thought there is some MCB issue but seems not so. In two years if we have so many problems on a new home, what would happen after 10 years. I will makes sure the issues get reached to the top official of the Toll and I will try to get this out so that people think twice when they book home from Toll. I am dissatisfied first time home buyer from Toll so will not recommend anyone to buy new homes or Toll homes.

    About a year ago I was asked to vacate my property in order to fix a ceiling that was coming apart and a floor that was uneven. The Toll Brothers designated person who was going to supervise the activity let the floor company leave without doing anything. When I complained I was told that I would have to pack up the area again. I said I needed help to do this because I hurt myself on the first attempt. I was ignored. I have an uneven hardwood floor and the upstairs flooring is raising so that I have difficulty closing the door. I suffer with humidity close to 90% for most of the summer. Toll Brother built me a crappy house on a piece of property that does not have proper drainage. Let the buyer beware!!!!

    How about those Toll Brothers? Please let me add my experience to the continuing list of frustrated homeowners. I purchased a new TB home in Michigan and I definitely can assure you this company has no business in the home building industry. I believe they should simply stick to architectural design and leave the building to experts. But, as we speak of design they fail in that area because they should indeed include design work for all housing systems plumbing, electrical, HVAC, security, etc.

    If you look at my home from the bottom up you would see chaos in all those systems. Plumbing on top of heating vents (takes 3 minutes to get cold water in winter), chopped out joists where they wanted to run ducts (3) but later found out they couldn't, no advance notice of where they decided to rough in basement plumbing. Attaching all sorts of plywood supports to joists to try and eliminate floor vibration (This seems to be a definite design flaw to my model). Some of the minor things include using wood screws to mount T/P holder in bathroom, installing ceramic tile on top of baseboard mouldings.

    Sadly, these guys do not understand that the most important part of this process is in Project Management and oversight. You do not need to hire expert craftsmen BUT you MUST manage the teams THEY HIRE to do their building. I worked in industry for over 35 years and know the product results are thru managed processes. I would like Toll Brothers commit to building as well as they design.

    Sales process is as others claim all glitz, the problems become more apparent when you sign agreement which upon their signing commences the attorney review during which your only recourse is to reject the agreement risking a long delay in your $50k deposit coming back since it's held by the corporation Toll NJ I and not in escrow. Their condescending tone in the blanket rejection of all my attorney's requests for amendment are warning signs they'll indeed not honor any home warranty which is the only legal fallback rendered practically useless. Trust and confidence were already low due to the testimonials of locals who have Toll homes noting its high wear and low durability over 13y at an adjacent development of theirs and this process has lowered it even more.

    If you buy a Toll Brothers new home, you are most likely disappointed from the quality of their contractors workmanship. I moved to a new community in Jupiter Country Club, Florida, and had watched the construction of my house in over a year period. Toll Brothers is not looking at the contract and I had to catch many mistakes in the construction alterations as were paid and agreed upon. Their supervisors are on site mostly when the house is due to close in few weeks. Then they have to deal with unhappy homeowner that find many items not done professionally or did not followed the design center choices. Some of the findings included: roof drainage problems, broken or wrong appliances, doors that were misplaced or damaged, incomplete landscaping, plumbing issues such as water heater.

    Toll Brothers is greedy and off base by forcing these inept, useless communications companies down residents throats. They give contracts to these companies for 3 years and force people who they’ve already made money in to continue to line their greedy pockets through kickbacks of companies like Optimum. In the 2 years living in this community our internet and phone haven't worked multiple times. Optimum is worthless in customer service. ANYONE BUYING A TOLL BROTHERS HOME, BEWARE, THEY WAIVE YOUR RIGHT TO CHOSE IN ORDER TO GET HUGE KICKBACKS from companies who aren't able to provide service you're paying for.

    I believe residents of Toll communities should unite and file class action suit against Toll and Optimum. Optimum should be forced to rebate EVERY customer for downtime of internet, phone and/or TV. Toll is violating our rights. They’re not giving homeowners a choice. That’s not legal. A smart group of attorneys should file a class action against Toll for infringing on home buyers right to chose! Sue for BILLIONS, make it painful.

    I have built 3 homes over the years. This is my first Toll Brothers home. Let me assure you it was a wonderful, stress free experience! I was informed every week on what has been done and what is expected to be done in the following week. Great communication. This I attest to the subdivision management. Everyone showed exemplary professionalism, respect and caring from the contractor, salesperson and the team that made this experience so wonderful! The house was always open to me to walk thru and see the progress and if anything was not right. My home is quality built and was completed earlier than originally expected. I have always wanted a Toll Brothers home and I am so happy I have a Toll Brothers Home!!

    STOP-DO NOT PASS GO-STAY AWAY FROM THIS BUILDER. I have a Toll Brothers home. I am in one of the neighborhoods that Toll Brothers did subpar work on stucco and brick homes. I have been trying unsuccessfully to get only schematics to replace my sprinkler system, lighting system and drainage system. The Div Exec has a gate keeper that keeps you away and the customer care team does not answer emails nor phone calls. Apparently the Sales Team does a great job selling, however after that everything is downhill.
