I'm currently renting a home built by M/I Homes. My advice: avoid this company. Their homes are constructed with cheap materials. They sold an unused model to my landlord and then relied on numerous "out of warranty" or "as is" excuses. A reputable builder would address the minor issues I discovered upon moving in. I sent a text message back to the sales and warranty personnel getting better result to my complaints. Check out the openings in the attic plywood flooring.

I have been living in a new home built by M/I Homes in Michigan for almost a year now. I did not want to leave a negative review, but I cannot in good conscience, recommend this business to anyone looking to build a new home or buy an existing one. My home has had a multitude of issues - some that were addressed, and many that the company was unwilling to make right.
Examples include - master bathroom tile that was not level (tile is now chipped and levels are worse after attempting to "fix"), leak on front porch due to incorrect installation of siding, large amount of siding had to be replaced due to incorrect installation, garage door painted wrong color (still waiting on fix as they cannot find correct tint), drip edge around house bent, multiple bedroom doors that would not close, subfloors not secured well enough (led to carpet needing to be cut, pulled back, glued back together), scratch in glass window (won't repair because it was not found during initial 1 hour walk through), framing around garage door that needed to be completely re-installed, drainage issues in back yard, the list is endless... In addition to things that needed repair, cosmetically, the workmanship is just that of pure laziness.
The company is producing these homes so quickly, that there is zero attention to detail. The caulking is atrocious, there are paint splatters, angles are off, they left pencil marks on doors where the handles go, things are not level... In all of my surveys, I have given low ratings and poor reviews. I have never once heard from a person in a managerial/leadership position, to even acknowledge my dissatisfaction. For a company who wants to say they take such pride in their customer satisfaction, their actions couldn't be farther from the truth. For anyone looking to purchase a home from M/I Homes, I would highly discourage you. The company does not stand by their word, does not produce a product worth spending so much of your hard-earned money on and unfortunately does not care about your dissatisfaction or unhappiness.

I have toilet is leaking from the base I think slow leak, Builder sent Their warranty plumbing out, they claimed it is good, One of the toilet feel like uneven, all the caulking crack missing some place, When flushing toilet a few times Plumber claimed no leak but my video see very small wet spot. They won’t send another plumber for second opinion

Been living in my new home for 3 months and waking up to my first floor being flooded out. Keep in my house is new construction, new build. There were so many red flags everywhere. It's too frustrating to deal with especially at winter time. Having puddles of water everywhere and everyone keeps pointing fingers, and I’m the one footing the bills. It’s ridiculous.

We were on vacation in Sarasota, FL in August 2024 and decided to look at new construction at Sweetwater Lakewood Ranch as our retirement home. We worked with Beverly (who seemed very nice at the time since she needed to make a sale) and gave a deposit. As soon as we returned home my husband learned that after 30+ years his employer will be retiring and he will be losing his job. We immediately contacted Beverly (who was very short now) and she asked us to provide a letter on my husband's employer stationery confirming that and we complied. Shortly after Beverly replied that her management said "We either have to close or will lose our deposit".
Phone call followed from Diego (mortgage broker) saying that he still can provide mortgage on my salary alone which is laughable since no independent bank will do that and we still have our primary residence and some outstanding loans. This is not our first purchase and banks always wanted to make sure that you are able to afford to pay loan that you take but since M/I Homes doing their own financing all they care is putting you on the hook and don't really care if you can afford to pay it. We filed the complaint with BBB requesting our deposit back and M/I Homes reply was that we can liquidate our assets (which is our IRA retirement money) and go ahead with the purchase. These heartless business should be ashamed of themselves for praying on retirees hard earned money. Hopefully, potential customers will see them for who they are...

One word. Run! Two words. Run fast! I can't list all the issues with the home due to the character limit, but if you like poor quality and even poorer quality materials, go with this builder. Everything from numerous foundation leaks, mold (entire basement), damaged-broken appliances, holes in the bathroom tile, mishandled damaged cabinets (Level 4), damaged flooring (level 4), poor insulation installation, damaged siding, damaged poorly installed porch posts, lawn never grew (waited weeks after topsoil was put down to lay the sod, by that time it was brick hard from baking in the sun), bathroom grout started to break apart after 6 months (wasn't even home during that period), all the LED lights went out after 3 months (they were used, not new). I find something new everyday, all not covered by warranty (1 year). Customer care team doesn't care very much, should change the name.

Less than 2 years old and we are replacing a breaker because they didn’t put the gas stove on a dedicated circuit like they were supposed to, $400 later. Plus flickering lights as well. What else did they do wrong?

Has been a nightmare. They don't fully address items on their walkthrough. I purchased a house with a fence and now they say I won't get the fence, it's not their responsibility. Horrible customer service. They drag their feet and are very shady.

I purchased a home with MI Homes on 2019 and the buying process was excellent and the construction Manager Zach was awesome, that being said 3 years later I have water intrusion in my Master bedroom and destroy the laminate flooring I had. I call Tim Vice president of Customer Affairs and I explain the situation, he immediately without inspecting the house said poor maintenance on our behalf because we have not paint the house and fix cracks on stucco which I’ve always done, so I decided to do my investigation and found out that the water was going through where the foundation slab and the wall met.
I don’t know but it seems to me that the walls are not flush with the foundation and the water is going in that gap. Send pictures, emails and so far they have not change their last determination. Before you buy from MI Homes make sure your foundation and the walls are where they are supposed to be because water will go in the house and MI Homes won’t accept responsibility. So far 100 people in the community have reported the same issue and after all the complaints all they say is that the houses need new paint.

We bought a brand new house in 2020 in Fort Worth from MI Homebuilders, and three years later, the tiles started to tent and crack all over the lower story floors. They sent their own structural engineers who determined it was improper curing of concrete and foundation shrinkage, but not foundation failure. They were poor quality tiles with even poorer quality grout used. They have refused to respond to our warranty requests and tried to blame the whole situation on us. Nobody should have to replace the floors in a brand new home within three years due to shoddy and cheap materials and workmanship. Do not make the mistake of going with them or expecting to be honored by their warranty once you have closed down. Sorely disappointed!!

I agree with other reviewers, I would give it a “0” if possible. We had multiple items that had issues our first year, the motor of whirlpool tub, the roof leaked, garage panels were bent, etc. after the one year warranty expired, we had soggy drywall around our shower. The shower glass was installed poorly, causing water to seep into the drywall causing mold. The kicker was 4 years and 6 weeks into our home, our tile tented in the middle of the night. Apparently, M/I had known of the poor quality tile and pulled it from their showroom. They secretly offered a 4 year warranty but didn’t notify anyone. They refuse to help us. No one buys a brand new home thinking they will spend 10K on new floors in four years.

I have never been so disappointed in a home builder such as M/I Homes. I moved into this new-build 2 years ago and since then, I've had to replace the mother board on my dryer after a storm due a non-existent surge protector.... in Florida.... lightning capital.... That makes sense.

Bought a home from M/I, now 5 months later there's water damage from the ceiling. Submitted a request to them through the website under warranty. Will update if they follow through and fix this. Update: It's like pulling teeth trying to get responses from them. After 3 weeks it is still yet to be fixed. The case manager is horrible with communication and trying to get responses on a recent home inspection is nothing. DO NOT BUY FROM MI HOMES. Horrible company with horrible responsiveness and horrible quality.

Do not buy from this builder as they do not take any accountability and they do not care about their clients. Here is my story, I am a single parent and November 2021 I bought a new home from M/I homes builder and HVAC unit was installed in September 2021 by Simpsons. On 8-14-2024, the AC stopped cooling. I reached to my local AC and they told me that evap coil has leakage most likely due to poor workmanship during installation. They quoted me the labor $1500 and let me know the part will take approx 38 business days. Two year old HOME.
On August 15th, I reached out vendor/installer Del Air AKA Simpson per builder warranty. Same day Del Air came to diagnosed a leakage on the evap coil and need to be replaced, warranty will only covered the parts and not the labor with a bill of $1900.00 for labor. M/I HOMES Builders (TIM) said that they did not cover HVAC system. On August 19th, I placed the order with Del Air and they assure me they will receive the part within that week and they will call me to install it immediately. I followed up with Del Air on August 21st and 23rd. They told me that parts department has not provide them an update. Also, on the 19th I contacted Carrier to ask the reason of the delayed but they refuse to provide me any detail until I filled out the questionnaire.
On the 23rd during second call with Del Air I asked for help to fill out the questionnaire but they told me their parts department closed after 4PM when Robbin told me to call after 4PM to get an update. On the 26th, I contacted by email Carrier after Del Air assisted filling out the questionnaire. On August 30th and even today September 3rd after any calls and emails neither the builder, service provider provide any resolution. I have a young child (4) year old who had surgery last year has respiratory issues. I'm desperate. The house is 90 degrees at night because we live in Wesley Chapel, Florida. And I started to feel the humidity in the house and I’m dealing myself with congested air passages. I need the part or replacement of the HVAC since the part does not seem to be available.

They used bad materials, prints, rugs, flooring too bad. I was under warranty when I called for them to come and take a look at my wood floors, I was told to wait for someone to over and check it. After three months of waiting they gave me a number to call, when I called I was told they didn't have this same wooden floor material in the market and they never get back to me or call me in over one year. Two months ago I decided to fix my flooring because I was planning to sell. To my surprise, M/I builders did not wait for the floor to be dry. They were supposed to wait for the Concrete to be completely dried before the wood floors. So my wood floors started coming out. That I spent over $12000 to change all the floors because M/I Homes builder did a very bad job because I have videos. On top of everything HOA is not helping. They are an unreasonable. Make us pay $95 for HOA.
No Swimming pool around.
No street light.
No special to point at.
This company called M/I Homes build house with Cheap materials hand you over to HOA to continue to charge you every month for nothing. $25 for late fee, they change interest on you again. This company are heartless. Please don't Fall for their nice words.

Please do not buy M/I homes. Absolutely no transparency. We signed a contract for home in Apex NC. We are just days apart from closing. Now they are saying, "Your home address will be New Hill NC." We are shocked. They raising their hands they don’t have any control.

DO NOT PURCHASE FROM M/I Homes! Follow-through is absolutely horrible! Moved into custom-built home April 2023. If I knew then, what I know. Absolutely NO communication. NO follow-through. No one answers the phone and no one calls back! Especially, Mike and Brandon **. Do as much research as possible. Also, homes are NOT great quality for what you pay for. Not sure how they won best builder in 2022. Mind blowing.

Building experience was awful. Quality is bad. No pride in final product. Took over a year just to finish punch list. Don’t risk your money. We continually have to get subs back to fix stuff not done properly the first time.

Have owned a MI home from 1 and half year. Since the time we have closed in, had a really bad experience. First with water clogging for a long time in the backyard. First they denied and eventually sent someone to fix, but never really fixed the issue. Whenever it rains, water get clogged really bad for a long time (more than 48 hours). Recently the roof vent started leaking when it rains and in spite of them initially admitting about the vent being not designed correctly they are saying it’s not within warranty and saying it’s damaged due to storm.

MI Homes is a horrible builder, customer service should be called trash service. Everything is not covered by warranty, and you get a hard time to fix simple things that are their responsibility, you can name it, hydraulic, AC, leaks, nails popping everywhere, concrete cracks, etc. Their construction managers just have no experience or follow directions to not fix problems. If you buy a house from MI Homes be sure you will have problems from foundation to roof and everything in between!!!

Feedback only based on real experience: Jenny ** new VP hired is not customer friendly and she not correct person for the sales job. We had wrong selection for sliding door, we kept multiple request but she is so adamant to approve it. She is about to move out from Taylor Morrison company at that time. She was so adamant and careless or no consideration and finally she never approved our request for sliding door change even we requested multiple times and also request kept next two days of sign contract. We had great loss of it which we got standard door which is very small and depreciated value of the home.

I wish I would have read reviews before deciding on MI homes. Manipulative deception. They give you a period of time to cancel, but only have you meet with the builder once that period is over and then all they say is, "‘Sorry.’ We can not make any changes now." Once you move in, if you have a problem, they forward you to the warranty company. The warranty company answers ‘we will look into it’. See pictures below. Lipstick on a pig is my description for this company because everything is carelessly slapped together. Even I can see the installation is backwards.

I'd give zero stars if I could. I Purchased a townhome that was the model and immediately began having issue after issue. A few weeks after moving in the breakers kept tripping in the entire downstairs if 2 lights or a light and TV were on. So had to have an electrician replace the entire breaker box, 2 out of the 3 bedroom windows have interior water damage and rot in the drywall by the window frames and M/I refused to cover it, they said it was "normal condensation," despite it being there when we had just moved into the brand new home.
Also, when I opened the 3rd window which was rarely used, a part of the frame fell in between the inner and out part of window, breaking it, so I was unable to close the window (in Florida during the summer with daily afternoon storms), and one of the 3 bedroom window's glass is not in properly so it rattles loudly every time a car drives by or there's any noise from outside, M/I homes refused that warranty as well. Then the under-counter lights stopped working and needed to be replaced, the master bathtub began to leak, had this issue over 4 times, which flooded all into the ceiling, causing damage, the marble 2 sink master counter was put in incorrectly (in an obvious way, which looks ridiculous), not sure how it made it past inspection.
The cheap washer/dryer units they put into their new homes flooded the entire upstairs and downstairs, destroying everything, after having only lived in the home for a little over a year. The garage door key pad stopped working after a year, all doors (inner and outer) are uneven, leaving large gaps, every wall is uneven with large lumps and indents, making it look like it was done by an amateur, and with the flat paint and design makes it even more obvious. The molding they put in around the interior looks like a toddler painted it and looks like they used different paint colors with different finishes and the workmanship is atrocious.
The flooring is completely uneven, the concrete slab from the screened in patio they installed immediately shifted, making it difficult to open the screen door and again, is so uneven all the exterior mulch and every lizard, snake and critter gets in, so I have to stuff plastic bags under the door so they don't get in the house if I open the sliding doors. The frame of the large 3 panel sliding patio door frame is so crooked the 2 large panel screen door won't close all the way making it impossible to lock. Mind you this is all just in the first 1-2 years, and M/I Homes refused to repair any of it, so all those repair costs are on me. They know their workmanship is horrible yet, they refuse to correct any of it.
Then just TODAY, as I'm sitting on the couch reading, I hear a massive crashing sound less than 5 ft behind me that sounded like an explosion, I turned around to see what the hell just happened and the large dining room light fixture M/I Homes installed (the "upgraded" more expensive fixture), just came crashing down onto my dining room table and is now hanging on by the very taut wires - the only thing keeping it from crashing onto the ground. These are all within the first 2-3 years.
Literally, ever since the day we moved into our then-brand new townhome it has had issue after issue and shoddy workmanship everywhere; and it continues to this day...literally, throughout the home. I will NEVER buy another home from M/I and will never step foot in one of their homes. They're all about making a quick buck...in Florida they just continue to cram new developments onto smaller and smaller parcels of land, wherever they can, especially townhomes. They're all about mass building, as fast as they can and as cheaply as they can.

Plain and simple…. New construction home- closed 1 1/2 years ago…. Hot water tank leaking… Out of warranty- we are responsible for the labor… House and water heating brand new… There should be NO REASON whatsoever that we should be having problems already… Now we have to come out of pocket to fix it. Absolutely ridiculous. Extremely frustrated.

We visited M/I Homes at Park Side on the River community. Unfortunately, upon entering, we didn't feel welcomed. The employee didn't extend the courtesy of offering us a seat. Despite being fine with these aspects, we were surprised by a rule requiring us to be accompanied by a realtor and their details logged into the database before accessing information or viewing houses. Not sure if this rule was unique to M/I Homes; none of the other 20+ construction companies we visited had such a requirement. In fact, we've always felt welcomed and well-treated, with opportunities to explore model homes and employees even offering to show us available properties across the communities.
We believe buyers should first like the plans before involving a realtor, as not everyone decides on a realtor right away, especially with new homes. It's impractical for a realtor to accompany us continuously during weekends to explore homes. While we understand needing an appointment (which we didn't have), the empty model homes and lack of a busy atmosphere made us question the necessity for such strict rules. We suggest M/I Homes consider being more accommodating to potential buyers for their benefit. Thank you.

We did not go forward with their central FL community because my family and I later decided to go with our now selected realtor. We felt more comfortable having someone represent us outside of MI homes. They said no. per policy you must show up with a realtor, or on FaceTime on the first visit. We had no problem seeing model homes from other builders when we were unsure of a realtor. Ok, whatever. This just shows me that MI homes only cares about business, not about making families happy. I don’t recommend

Built a house that we moved into May 2022 and still are fighting to get items under Warranty fixed. These flawed/defective areas should have been noticed during the building process and could have been avoided (Project Supervisor was obviously not doing his job according to the description in M/I's posting for that position). After properly submitting tickets as early as the day we closed, there was rarely a response then NEVER follow-up; nobody ever knows anything about anything. They will blame each other, take no responsibility, and make no effort to resolve their errors. Most of our problems still have not been corrected.
The quality of workmanship is poor, quality of materials is poor, way overpriced for what it is. We have had many discussions with higher level management and nothing has changed since we moved in, even with the newer houses. They now say "I have nothing to do with that". Every single family house in our development is riddled with problems so badly we got our own inspector and a lot of houses shouldn't have been sold as they were. We will be pursuing legal action but it is greatly unjust that we have to.

DO NOT BUY FROM M/I HOMES! See the attached pictures of our dysfunctional shower with rotted wood and dangerous mold less than TWO YEARS after the home was built. We received multiple professional opinions that the shower was poorly built and should be covered under M/I's "warranty" as a structural issue. Once you sign for your home, M/I's tone will completely change. Getting them to honor any part of their warranty or false promises is like pulling teeth. I am being forced to retain an attorney just to get M/I to honor their promises.

We went with Lennar Homes in Fort Worth Texas and we were denied the loan with Lennar 1 day before closing. The letter we received in the mail from Lennar stated, price shock and delinquency....hmmm. My wife and I thought that was odd, we never had any credit issues before. Anyways, they returned our deposit which it took about 3months. After being deeply disappointed and hurt, we researched other home builder and decided to go with M/I Homes. It was about an 8 month build and from start to finish it was painless. No financing issues with M/I financing, I’ll say it again, NO FINANCING ISSUES….I explained what happened with Lennar and they couldn’t explain why it was denied. M/I, they kept us informed throughout the build process. When it came to closing day there was not any surprises or any issues. It was simple and easy. The build quality with M/I was sooo much better than Lennar. We couldn’t be happier. I guess it was a sign to go with M/I Homes.

Thieves. They stole my earnest money, and sold my unit for a higher price. They are an awful company. Don’t trust them. Horrible construction. They market their homes at the Everton Flats as a “Clubhouse a community” which is a complete and total lie. These people are unethical deceptive thieves who are irrational money hungry con artists. I was willing to compromise and let them keep half my money. They had nothing to lose. They claimed there was a wait list. They raised the prices of the remaining townhouses by a minimum of $50k. So my $15K earnest money was nothing to them. However, they didn’t care that they stole $15k from a single mother who was a victim of domestic abuse and just lost her home to her abuser and put down every last penny she had for a new place to live for herself and her two boys. They have no shame.
They offered that I could apply the earnest money to one of their other developments up the street or the other about 30 miles away. Neither within the school district for my children. This was not an option. They stole my money because their staff did not get my email asking for an extension. They took my money because their incompetent lender could not qualify me for a loan within the timeframe required by them. They failed and they took my money. They are not trustworthy.

Absolutely avoid this builder… Start to finish terrible experience. Project was completed months late, multiple items on the contract were changed out for cheaper substitutes. Quality of craftsmanship is extremely poor. They used the smallest A/C unit for a 3-story townhouse so needless to say the place is a sauna after winter. Customer support is terrible. Have been waiting months for something minor to get fixed and get a non-stop runaround and excuses. You don’t get what you pay for. With M/I you get far less.

WARNING -- Go with another builder. Our home is littered with errors, lies from staff, quality issues galore, and unrealized promises. All aspects of our experience were horrible despite promises and hard work to resolve issue after issue. We regret our purchase. There is a YouTube channel that reviews each and every single item, references the company that were subcontracted by M/I to perform the work, and highlights the expectations that should have been met.

I would strongly advise to find any other home builder to build you a house. MI homes are full of empty promises. l from the project managers to the Vp of the Cincinnati branch. I have lived in my home for over a year and a half and still waiting for them to fix issues with multiple follow ups from me and none from them. They will tell you they will fix it and avoid you at all cost, even if you call them and email them daily. Be careful please

I had a contract with M/I to build a new home, paid earnest money of 30k + 4.5k for an interest rate lock, it is supposed to be completed in one year, it is delayed almost 6 months. Long story short, my wife lost her job toward closing, we were not eligible financially so we claimed a refund, but their answer is "earnest money was at risk when you were not able to qualify for your home, but that was contractual from 20 days after the contract."
They never negotiate and refund earnest money in any condition, if I had known that I wouldn't have been refunded by M/I home even though I am not eligible financially, I would never make a contract with M/I for the long term honestly. I don't know, big companies give a decision in favor of the consumer in such a case, but M/I don't. Another feedback about M/I home, they are unresponsive to your email, They never answer your critical questions through your email, I don't know. Maybe it is company policy but it is not professional.

Building into declining housing market. Things started to turn ugly as soon as we sign the contract. Despite of many false claims - prices rising everywhere and you getting a great deal (pure lie as per Aug.2022), we stopped getting any updates on the house as soon as sales person left for medical reason. Communication went horrible. MI financial department - Maria was horrible. I had to refinance with another bank for much higher rate because it took her 2 weeks to respond and rates went through the roof. She didn’t respond to emails and phone calls. I lost my low rate, thanks to MI Finances.
Every small requested change in the design was denied (even interior paint) when the frame of the house is still not finished. They have “price protection” advertisement and they increase prices 1-2K in our community every months. The same happening in other parts is the country where MI homes build new homes. Just to keep prices artificially inflated so they would never apply “price protection” they never intended to apply on the first place. I hope false advertisement and high pressure sales tactic will lead to legal actions. I regret I paid my deposit to this scam company. I’d rather donate money to anybody in need rather than filling already huge builder’s pocket with extra money.

The entire process was frustrating from the beginning. We did build during the pandemic so thought that was the issue. Clearly not. After multiple delays, failed promises and lack of follow through we moved in to our new home. We found cheap and careless craftsmanship. Customer care agents during the warranty process who only cared about their reviews. When your year is up any ounce of care they may have given about your purchase is gone. Even if reputable contractors provide clear evidence that items were installed incorrectly and should be fixed. Disappointed and frustrated!

My name is Mariam **, I am reaching out in regards to getting a refund of the earnest money due to being extremely misled throughout the process. May 20th I signed, May 22nd I received a call from the lender. We spoke about how I was pre approved, I made it clear that I was looking for payments 1,800 which was shared with Steven as well. The lender replied that yes it was possible, I also mentioned the interest rates which I was worried about and I wanted to lock it. Never got a call back whatsoever.
The main reason for me sharing this situation is because I was denied a refund. I do not understand, the lender said everything was possible but when I got my assigned loan officer he told me that was never possible. However, he shared that I was misinformed and due to this I contacted sales. I had many other options but I went with M/I Homes due to Steven's hospitality and assurance on the numbers I was looking for. Now I am denied my refund for something I approached on time. If I was never going to get approved for the 1,800, if this was never possible, why was I not informed? If the lender would have shared that I would have cancelled on May 22th, because my money was not drafted out until the 24th.

I bought my house for 700K and after 10 months still lot of things need to be done. They are giving very hard time to solve any issues. Please do not go with M/I Homes. More builders are lowering prices for homes as their confidence in the market continues to tumble. Homebuilder sentiment in September fell 3 points to 46 in the National Association of Home Builders/Wells Fargo Housing Market Index. Anything below 50 is considered negative. But not at M/I Halston Market in Des Plaines. They increased 2k on each house. Claiming Buyer traffic is very high. But it's false advertisement. Also earnest money is usually 1–3% of the purchase price. But M/I wants 5% upfront. Consumers remain on the sidelines due to high mortgage rates and home prices that are putting a new home purchase out of financial reach for many households.

Buyers be on high alert!!! They attract buyers with misleading information to take advantage of inexperienced buyers. They listed the Property for a low price to bring buyers and then adds additional cost to the overall price. Base price + land premium + high end package. But leaving out the necessary items. As part of the package you will get a hood, dishwasher, and gas range, but no refrigerator. Nor a washer or dryer.

They are luring you into spending significantly more than the base price initially attracted you to the property and the community. Also, they want to get in front of the sales before the Housing Market takes a downturn and the price goes down. To protect yourself, research the builders reputation and the subcontractors used before committing to a purchase.
Hidden Costs: Lot premiums are more than 16k additional to the base price. Missing Necessities. No refrigerator washer and dryer not included. Pricey Upgrades. Second bowl to owners' Bathroom. Other bathrooms upgrades. Laundry Tub cost 1k. Street facing lot brickwork 4-5k. They already knew which building would be the street-facing but didn't add the brickworks to the base price. Now it's an additional cost for the buyer. Also, consider the future resale value. A lot premium that you pay today won't result in a higher resale value in the future.

This establishment completely leaves you in the dark after you've been roped into a high cost, low quality home. Certain repairs and assessments (and there are so many issues) that should legally be M/I Homes responsibility as stated in the maintenance responsibility form are instead forced out of the homeowners by DELIBERATE lack of communication.

For current & future MI Homes buyers please beware! This home builder's quality and customer service has declined within the past decade or so. I've been in my M/I home for 7 yrs now and it has been one battle after another. If you notice a problem early on, take pictures and document every conversation and follow up by email. I will tell you first hand that if you are in a 2 story home beware of the stucco issues on the 2nd floor. Also the flashing around the house is poorly designed and will crack which allows water to come into the home.
Another thing is there are few shoe molding in the bathroom which allows water to go through the ceiling and out the nearest vent. The ac is undersized, you will have a 5 ton handler and a 4 ton unit which causes static pressure and the ac unit will die before the manufacturer's warranty is up. The house has never heated or cooled evenly and the ac unit was installed with a cracked drip pan. My doors would not shut properly; they had to be reinstalled. All 17 of my windows have been repaired and now 4 of the repaired windows are bad again. The water in the sinks and tub do not drain very well and I have interior cracks in the garage. My cabinets were never primed which led to the paint coming off within 6 months of moving in.
The builder is aware and they have done nothing but fight me every step of the way. The subfloor has a large crack in it but they choose not to repair the crack and put padding and carpet over it. The bath exhaust fan had water coming into the bathroom during a cat 1 hurricane and the builder's excuse was "what do you expect, there was a hurricane" by the time the winds reached us the winds were less than 60mph. If this house can't withstand 60mph winds wth do you think will happen when a really hurricane hits. They take your money and now everything is our problem. Their installers suck and so does the county inspectors that allow them to pass inspections knowing these homes are poorly built. We need to come together and sue them. There are plenty of attorneys out there; we just need at least 50 customers to file a complaint.

M/I Homes _ purchased to build a home in 2020. The home was built- but I am still struggling to get things done a year in 2022. No Air balance, Painting, Hardwood floor, and installing Dead SOD! I wish I knew where to turn? At this point If I had money, I would turn to lawsuits. Please future American home builders be aware of M/I Homes.

I am a resident next to one of their new developments. They have wrecked and caused thousands of dollars in damages in 3 communities now for a year and WE ARE STILL FIGHTING FOR OUR SAFETY. Empty promises and have no respect for the elderly living next to their hilltop estates project for a YEAR now. Google them online and read. Very poor rating and many lawsuits. Over 100 BBB bad reviews/complaints. If you are buying a new home do a deep investigation on them and find a better company.

This review is based on my experience in the preliminary buying process. I ended up not purchasing a home with m/i builders and wanted to inform future homeowners of the process. It was clear they were strongly trying to get me not to add any upgrades that would create a lot of work for the builder. For everyone there was a sales pitch as to why this would be a poor choice- option windows would cause too much lights of take useable wall space, morning rooms are never used, not adding the option soffits since they don’t look good, electric fireplace that didn’t require stonework, etc. yet other upgrades were pushed that were very expensive but seemed necessary to the basic construction of the home - venting the microwave, insulating the garage, options that were upgrades instead of standard. Bottom line it seems the sale is more important than quality and design.

M/I Homes is a joke. From the salesperson to the builders and everyone in between. Purchasing a home through this company has been nothing short of a nightmare. Salesperson gave us false promises on many things including size of backyard, the flooring throughout the house, finishes of the kitchen and some other things. You can definitely tell that M/I Homes is all about quantity over quality.
After our inspector came, M/I Homes has to send people to come fix the things he found wrong… I was given a window of when they would arrive, and they didn’t show up in that window. Called and spoke to someone and said that the crew was running behind by more than a few hours. This is my only day off from work. By the time they show up, I will have wasted my entire day by waiting for them. None of this was communicated to me. I had to reach out to them. Super unprofessional and I will say nothing but negative things about this company to friends and family who are looking to purchase a new home. DO BETTER M/I HOMES. Yuck.

I believe with all my heart that M/I Homes has contracted the most mediocre individuals on the market. From the engineering (M/I specific told me that the air conditioning was a 5 TONS). Well I am a Mechanical Engineer with a Master in Refrigeration; I know that a 3,000 square feet requires a 5 TONS no matter how you slice it. Well they are underhanded and installed a 3.5 Tons. Of course my house can not cool down in those Hot Summer days in Florida (The lowest I could go is 79F - when is 90 outside). Electrical Wires; I had to change 90% of the wires. Did I mentioned this is a new house?. I have still been waiting for them to come and repair walls and scratches. I was going to hire a lawyer; but they told me that they have more than one lawyer. It was going to cost me $15,000 (for the lawyer to sue the bastards) - instead I am doing the work myself.

Walls are bowed (can’t even paint an accent color, it would show too much), trim is cracked, windows are crooked and won’t lock (and this was after they installed the wrong window)… The list goes on and on and something new is found daily. Wish I could give negative stars for the builder and the product (house they made) and the non-existent customer service. They gave me broken product with "promises" to get them fixed and now they have stopped responding with no shame at all. They are basically fraud. I have transcripts of all my communications with the customer service folks with timestamps and how often they respond over last year and half. I would recommend anyone reading this review to avoid buying home from this builder if you can. I am pretty sure other builders are not as bad as M/I.

Not reliable service at all.... Not recommended to buy the house from M/I Homes. There are several issues with new houses such as:
2. wall cracks
3. uneven installation of flooring
4. carpet issue
5. paint issue and many more
And the worst part is no one responded when I reported the issue to customer care. They gave me many excuses not to visit and not to repair. Very disappointed.... I posted a review on their site 2 weeks back, and I got their reply but there was no action taken yet.

We have been in our house for 18 months past the one year warranty period and still have 7 major repair items that have not been completed. Even with documentation of our request prior to the one year they are a black hole and will not respond. The warranty department puts the blame on the homeowner and has no intention of fixing issues that were there when built. The most blatant is the nail pops and cracks that are supposed to be fixed. After one year have not been done as we have been told at least five times it has been scheduled with no results.

Warning to anyone buying an MI home. I had reservations early in the building process but closer to closing I had a CCI building inspector check out quality and he was alarmed at the holes in the outside brick wall, and cracked tile, holes in inside walls, walls that drywall tape was very apparent, and, the fact that the superintendent admitted that he cut corners all the time. You will be very sorry, these things that are not dealt with are not just cosmetic. Bowed walls that are “fixed” by putting a nail in it, instead of figuring out what the problem is, everything is “jerryrigged”. Good enough is their motto. They say they promise a complete home yet having the hose bib come out of the wall above the brick, & the superintendent say, "Oh, we will plaster it with cement."
When I insisted that it be fixed correctly, he tore apart the brick and left a hole in the side of the house for 8 weeks, with torrential rains. I was going to be looking at mold as the rain soaked in between the inside and outside wall. One of MI’s claims is that they wrap their homes tight to prevent moisture from getting in... NOT TRUE!! When we finally cancelled our contract because of poor quality, the boss from San Antonio was suppose to call us back, which she promised after she toured the community where we were building, Greenspoint Heights, and took a look at the problems and all the pictures we sent.
Well, she never called back and then kept our $1,000.00 earnest money. I guess I didn’t realize that the promised “complete home” can be thrown together, mismatched, cracked, wet walls, large gaps in cement and build driveways that allow water to accumulate on the driveway just a few feet from the garage. All in all, if you want a terribly built home that you will have to fix major problems in caused by poor craftsmanship, well, no one wants that! Especially not in a new home!! Don’t buy an MI home!!

I drove from Apopka to Sanford to view model townhomes and excitedly arrived 15 minutes early only to have to wait for 35 minutes because no one came to the office. I walked to the office to find a sign on the door with a name, Nikki ** and telephone number to call to view models. The sign indicated walk-ins and appointments welcome. When I called the number Ms. ** answered and was adamant about me not viewing the model and said I could view some of the townhomes that were being worked on. I could tell she didn't want to come, to the office and I didn't take it lightly. Luckily, the subdivision she works isn't the one I want to live in!

I am not happy with warranty services of MI Homes. We have issue of leakage in one of bathroom and we have given a long time of two weeks plus some days for waiting and ask to share bathroom as we have 3 bathrooms. No emails or no massage on mobile given when they come to fix the problem.

We made an appointment to view a property. After viewing the property we decided to go with an Elevation B on a corner lot and added upgrades and all. I have noticed that Juliane (the person taking care of us) seemed bothered when we asked questions as if she didn’t want to deal with us. So I gave the benefit of the doubt maybe she was having a rough morning. My wife and I decided we would go with the property and asked this Juliane person what would the next step be from there. She said we had until Tuesday to wrap things up (it was Sunday Valentine’s Day) on the property and bring the earnest money and sign some paperwork. So we agreed that I would call her ASAP to arrange for a time to meet.
As we are driving back home we called her and she wanted us to go back the same day. Please keep in mind we are an hour away. So we told we would call right back. My wife tried calling back within minutes. She would not answer. My wife sent her a text of which Juliane did not answer. So we decided to drive back to Juliane’s office. I asked her upon arriving if she wanted to take care of the earnest money now or the following day and she told me she just sold the property to the next family that came in. What kind of nerves of her to make arrangements with us and then sell the property from underneath us less than 2 hours later. You have to be money hungry to do something like that. That is some inconsiderate dark **. How money hungry do you have to be to pull some ** like that. After you knew we were bring you the earnest money.
Juliane, you must not have any morals and are not passionate for Poe Poe nor your job. You should be ashamed of yourself. But I am a firm believer that things happens for a reason. Since I have read their reviews and I am glad to say that I am happy I did not make the purchase. Folks please read the reviews before going here!!! Good Luck!!!

M/I Homes says they have the best warranty roof to floor, wall to wall and then what I get it's a COURTESY REPAIR... not obligation, just courtesy at 6 months and 12 months. Thats doesn't sound like a warranty for me. Then after got cracks covered, I am the one that I have to paint it. That doesn't looks how M/I homes says in their webpage. ROOF TO FLOOR... I have a big crack in my garage floor and they said they don't fix it. Sounds amazing in their webpage, in real life it's different. That sounds like a scam for me. So this its first and last time with MI Homes, mobile homes have better warranty.

I signed a lot reservation agreement with MI Homes that gave me 40 days to be under contract. Three days after I signed the contract, they took the deposit out of my account. One week after I signed the agreement they pushed me to come in NOW to sign a contract. When I arrived, I was informed that I would be required to include a three car garage to the floor plan I had selected. I did not want a 3 car garage but a 2 car garage. They said that was not possible. I can understand not being able to build a larger garage but not a smaller one. So they wanted me to pay more for the house to reduce my yard space when yard space was one of my most important items, which they were told at the beginning of our first meeting. So I declined the contract to build and cancelled the lot reservation.
I waited a week and a half to get my deposit refunded. It states in the agreement that if we do not enter into a contract the money is returned to me. When I still had not received it after ten days (3 days to take it remember), I emailed the representative to ask how long it will take. No response. I called the number and someone said they would have the representative contact me within an hour. No response. I call again and finally get a call back and am told that it takes them 30 days to write a check for the refund. So bottom line, you can't build what you want even though you will be the one paying for it and living in it. They don't stand by their own agreements (not allowing me 40 days) and they take your money quickly but are very slow to return it. Obviously this organization is only about the bottom line and not making sure homeowners are happy with what they build.

I do not recommend M/I Homes. The sales person was horrible and lied to our realtor about the amount of rentals...which, by the way, a majority are M/I Homes. We also gave the punch list to the sales person who said he would deliver it to the builder and everything would be fixed. Well, he either didn’t give the full list or not everything was fixed. We have crooked tiles in the kitchen and the tiles in the kitchen and dining room are not aligned with the tiles in the entryway. Our realtor also told the sales person that we needed French Drains due to all of the standing water. Well, 9.5 months later we still have standing water and we haven’t been running our sprinklers! This has caused us to struggle with mosquitos and our carpet is ruined due to the times it hadn’t rained in days and our dogs somehow got mud inside - that’s when we realized the severity of the drainage issues.
Our fence is also off the property line by 7 inches - the poles are supposed to be in the middle of the property line. The Director of Construction (I believe that is his title) said he would replace the fence and flip the panels. I looked like an idiot TWICE because the M/I guy didn’t relay the information to the fence company. It took MONTHS to get this resolved and still, technically, our fence is not on the fence line due to the fence company refusing to move the poles. I have pictures and videos of the drainage issues as well as the fence. The fence company flipped the panels but did a chop job and I had to submit another warranty request and fight to have the panels replaced (which is how I looked like an idiot in front of the fence guys twice).
A customer should NEVER feel like an idiot, especially in front of representatives of M/I and companies. We gave an honest review and were called by a representative who was angry that I questioned his integrity. Of course I did! I looked like an idiot TWICE due to him. He also said the areas of drainage issues would all be regraded but come to find out, only the back corner will be regraded. We shall see if that even happens. Our community is known for drainage issues and other builders install French drains with no fight. How do I know? Neighbors talk! Plenty of M/I homeowners are disappointed in M/I - and a house is a MAJOR purchase.
I am so extremely disappointed. There is a HUGE lack of communication from top leaders to those in their care which causes issues - the messenger and the customer wind up looking like idiots. We were warned by a friend from Ohio not to use M/I and I should have listened. I do not recommend them. The sad part is that we love our floor plan. The sales person will say ANYTHING to get you under contract and then you’re on your own. We bought a spec home but we have loved our builder and the warranty girl. It’s not their fault that their leadership doesn’t communicate. However, due to all of the issues we have had after closing, I do not recommend them. It has been a massive headache and I fought for several months and now I’m tired! I guess that’s their tactic - wear you down and you’ll shut up! Don’t buy or build with M/I unless you have plenty of time on your hands and the patience of a saint to be on their backs 24/7 to get things fixed properly.

I'm writing this in hopes that I can save someone else from making the same mistake that we did. First, do not buy a house that is "pre-planned" or specced out by this developer. They have only done this because there is something undesirable about the lot. The defect may not be obvious when you look at the ungraded lot, but there is something that makes it undesirable.
Second, and this probably goes without saying, hire an agent and lawyer before even stepping foot in one of their communities. This developer knows how to play you. They will lie through omission and deceive you to try and make a sale. I know, real shocker right? The developer is not transparent and they do not have your best intentions in mind throughout the process.

M/I uses cheap materials and shoddy labor to build what could be a nice home. Our HVAC is underpowered, and the ductwork was put in wrong. They started to have it fixed, then decided halfway through that they were not going to complete the job. Now I have taped up holes in the ductwork that I will have to pay another company to do the job correctly. They used a cracked PVC pipe for the sump pump. It runs between floors. It leaked and my downstairs bedroom ceiling had to be replaced. They forgot to put a linen closet in when the house was built. They left our home uncovered during the summer rains while it was under construction, and the mold was horrendous. We had leaks on all 3 floors for days until we threatened to walk out of the contract. They supposedly got rid of the mold and offered us a 30 year mold warranty. The subfloor now moves because the screw don't hold it down anymore.
I am just one of 80 plus villa owners in our community, and most of us have issues like this. Some of my neighbors have water in their basement that M/I has not been able to figure out. Our plans called for a 2 car garage and a driveway that holds 2 cars. We have 2 mid size cars, and I have yet to fit both cars in the garage. The ONLY way to fit two cars in the garage is to store nothing on the sides of the garage, so you can get out of the car. To park tow cars in the driveway, I have to park on both edges of the driveway. When I step out of the car, I'm stepping in the yard. My home is only 2 years old. I will be replacing the HVAC system with one that will heat and cool my home. M/I could have worked with me, but they fought me all along. I feel that I was lucky to get any service done. They have good floor plans, and that is what drew us to them. But at over a half a million dollars for a townhouse, I would expect better workmanship, materials, and customer service.
Don't get suckered into what looks to be a great looking package, You could end up a sucker like many in our Walden Woods of Laurel neighborhood have. I almost forgot to mention the By-Laws and Covenants. Ask for them and read them over well. Ours do NOT fit our community. They were copied from another community, but we are stuck with them for now. They are the rules, and you are required to live by them. Because you may not know your new neighbors yet, you could get someone on the board that would love to exploit those rules.

It is normally not part of me to write reviews, especially if issues comes up that is understood as part of human limitations. I am putting this out from another perspective altogether since there will be issues because we are not living in a perfect world. My problem with MI Homes is accountability in responding to core issues. MI homes seems to have mastered the act of deferred response in hope of being let off the hook when signed contract liability is closed and transferred to homeowners or the one year maintenance contract is over. However, I was surrounded by good and wonderful neighbors in a community built by MI homes.
It seems to me MI homes have baked into their agreement and documentation to game unsuspecting buyers in case something happens to protect themselves. My issues with MI home are twofold. We escaped the third one but the incident gave us a clue of the nature of company and its subsidiary. Keep in mind that we closed May 13th 2020. Please use that as reference point how MI homes responds to issues discussed below.
1. During upgrade selection of our new homes around later 2019 and early 2020, we had requested to opt for double wall oven (a gourmet kitchen option) on only one condition. The condition is that the double oven is going to be “gas powered” instead of “electric”. I made a note, sent out an email for clarifications and every time, the answer was. It’s going to be “gas”. The rationale behind our choice of gas over electric is because of the overall cost of operating a gas vs electric over a long period of time. We would save 65-75% on utility bill with a gas vs electric in a year.
2. Secondly, we were told that our sod was going to be laid before closing if weather is good. Fortunately, weather was good. We had the largest lot in the subdivision with about 0.40 acres. We never knew we were getting setup/prep-up for eventual cost cutting cost on MI homes part once we closed on the property. With good weather, the sod was not laid before closing. It was laid 2-3 weeks after closing (after liability has been transferred).
Watch out for the pattern of resolving issue that got me to write this review.
Resolving issue No 1:At orientation preceding closing, I called this issue out. I was told to send out an email and this issue will be resolved ASAP. There was no response, until after sending about third email reminder to at least have somebody respond (Note, we are few days:-about a day), someone called. I was told they thought I just wanted clarification. On closing day, we were almost not going to close on the closing when I notify my attorney about pending issue. The attorney suggested we will end up not having a place to stay since we already sign off with our former house. We got our first shocker when MI Homes representative said that since we have closed, there is nothing they can do. He however promised to get back to us ASAP on what options are available if he will be able to come up with any remediation in one way or another.
We never heard anything until after 3 to 4 weeks after sending out reminders. He even said upper management said there was nothing they could do (Please flip this if it’s something that was the fault of customer). Meanwhile, I had sent out an email way ahead of closing date under the suggestion of the MI representative during house orientation with us. This issue started before May 13th, 2020 and it’s still ongoing (08/15/2020). I can forward this email to those who maybe want to verify this claim
Resolving issue 2:Because MI home deferred to lay the sod before closing, we were whacked with a lot of money keeping the sod wet. The city had to call us if there was any leak with the volume of water being used. My neighbors out of concern came along and said something like, “I hope MI Home did not put the burden of initial cost and maintenance on your Sod seeing me heavily working the lawn”. To add to this problem, a fraction of the lawn was “very very very” good because of the quality of the sod used for that section. Majority were struggling while some parts were dead on arrival! The MI home representative came and saw things after request and wondered why the sharp difference?
Again please check out the pattern of delay I called out now in MI homes response and delay tactics. We met MI representative July 7th, on July 17th after many many follow up text, I was told somebody was going to come again but nobody showed up until July 27th. The plan was to mow, aerate and feed application after which sprinkler. They were supposed to come back 10 days later. We did not see anybody again till today (08/15/2020) after July 27 2020; sprinkler was not setup as promised, no follow up after 10 days. I can anticipate another pattern; when falls comes around, I may hear another twist to the story that we do not lay sods during cold session. How are they going to make sure that the issue brought was resolved and the yards issue is properly maintained and resolved?
Now back to issue 1, one of the remediation plans was to get some funds in some form to help remove the burden of cost of running double electric cost over time into maintaining our yards (which was a separate issue). Even at that, the representative did not put anything plan/cost remediation on paper or email. He went on vacation, planned to be back and get back to us. Till date, I have not even heard any call or email. This representative kept assuring me that my assessment of how they respond to issue and my conclusion about their delayed tactics is not true and does not represent MI homes as a company. However, the facts and patterns tell another story. I am completely tired of chasing an organization down with calls and email when all that I am getting is one excuse after another. I do not know what else to do at this time and it will be a miracle to get things done before this month ends.
Lastly, MI homes have some very good representatives but it’s like the management is bottled up with cutting corners and making sure issues are not getting resolved. I do not know if it’s the representative that is presenting real customers issues as non-issues or the management that is responding to issues as non-essential service. Whatever, the case, there is communication gap between who is reporting issues and how it’s been handled based on directives from the management. MI Homes need to remove this stigma of dodging legitimate issues and earn the respect of customers. Adverts on YouTube and journals portray something good but the realities tell another story entirely. Once they get you sucked in, close your home, you are going to see another side of MI Homes not known to the public.
I will give one star because I got my basement leak fix and cabinet that broke apart after about 3 months that we moved into our home was resolved. Here is my story and hope this help someone and it brought some resolve in the heart of MI Homes to be completely take on accountability and customer service satisfaction as the very core of who they are!!!! We began the process in searching for a home in May 2019. When we spoke with the sales representative Steven we advised that we were interested in purchasing the model home. We liked the floor plan and the upgrades already in the home. He advised that there was a waitlist for the home and he placed our names on it. Near the beginning of the Fall season he called us and told us it was available. We took another look and discussed pricing. We let him know that it was not what we wanted to spend. He later reached out and let us know that he had the exact same house aside from 3 differences (bay window in master instead of fireplace in living room, no built-in desk upstairs, etc.) So we took a look.
We liked the home but again not the price. He continued to reach out and finally we agreed on a price (or so we thought). He promised additional discounts after said price due to employment industry etc. He lied (imagine that) and it was all down hill from there. The home was incomplete when we closed on the home. They lied saying that while we were closing certain items were still being installed that weren't, the fence was horribly built with what looked like scraps from another fence. It was uneven and it looked weathered and ready to break down. The door to the office was not completed and we were told that due to the timeframe (end of the year December winter months) getting the appropriate door frame was difficult but it would be done.
We were constantly pushed and contacted to set a closing date prior to the end of the year yet our home was nowhere near completion to meet the specified requests. We had already given a move out date on our previous home and were pressed for time to get the home built and completed. Steven lied and made empty promises every step of the way. When we would address the issue he was non transparent and would disregard our concerns and threaten to increase the price if we did not close before the end of the month/year. Reluctantly and with more empty promises we closed on December 27th 2019 and to this day we still don't have proper working office doors and they refuse to install the correct frame. They want to adjust the current frame which is cracked and broken.
I didn't buy a new home to have it built with used materials. This homebuying experience has been the worst and our home is not what was promised. The company has gone through 3 different contractors or building managers and have delayed repairs and completing the home up to par. They continue to disregard requests and are now trying to push back request to put us outside our one year warranty. The home is poorly built to say the least and amenities that were promised were not put in. We were supposed to have a community pool, a playground and center and instead they build more houses in the specified location.
They lack customer service skills and at times are combative telling us we aren't getting what we paid for. We are going to have to settle for what they decide to give us. I hate my home to say the least. It looks cheap and the poor quality workmanship and materials is evident. It isn't even worth 1/3 of the purchase price. This company is dishonest and lacks integrity. We have considered legal action along with others in the community who are facing the same issues. We all have a long list of features that were never installed in our homes that were supposedly standard.

We paid $500k for our home and within a month of moving in realized the roof was leaking (this was a brand new spec home). It took three months to get them to pretend to repair the roof (we still don't believe it is fixed because it leaked in swirling rain and it has leaked again since) but their customer service (when they respond, because they might in three or four weeks, or they might ignore everything you submit) person, when she does call, yells at you the customer and tries to tell you that you do not have a problem. We will NEVER buy another home from MI and will tell everyone NOT TO PURCHASE from them.
They love you till you move in, then they try to ignore you. BTW...It took three months to get the repair done. Our front bedroom (office) had the ceiling ripped out with insulation dug from the front bedroom all the way down our driveway for a week and only got addressed when we went to the VP in this area, who also did not want to be bothered with us. We are beyond upset and are prepared to call an attorney as soon as rainy season starts and the roof starts leaking again.

Hello, M/I Homes is the most inconsiderate and unempathetic developer I have ever been in contact with. I was very excited to purchase my first home from M/I homes. Unfortunately, as many other people, my employment was affected due to Covid-19 in March 2020 and my salary was reduced by 50% 3 days before closing. I reached out to the developer and requested to move the closing date by one month so I could better understand how long and how much would my financial situation be affected. My request was denied and I was advised that my deposit of 5% of the total home was going to be forfeited. After several emails back and forward with the sales representative and management, they refuse to return my deposit. They stated that with my new salary I was still qualified for the loan, something I find very difficult to believe because realistically there is no way I could afford the home.
Finally, they agreed to let me use my deposit to purchase another home before the end of the year. I then recently decided to look into the possibility of purchasing a much cheaper home so I would not lose my deposit that I had been saving for so long. I was told that I still have to give them another deposit to create the contract and that the money will be used towards the purchase of the home in addition to my deposit. I am sure you can understand how upset I was to hear that they want even more money when they should have returned that deposit in the first place. I am now working with a real state attorney to recover my money given that I was not able to proceed with the purchase due to Covid -19. I DO NOT recommend doing any business with M/I homes. They are extremely inconsiderate and have no empathy for how this uncertain times are affecting people's lives.

We moved into our home in 2017. My first suggestion is to look at every nook and cranny of your home during the walk through. As most of the reviews have stated. The nail pops are ridiculous. They are in the walls and the ceiling. I noticed some time after we moved in that the platform of our front door as well as the wall in our bathroom were uneven. We have cracks in our wall and various other noticeable issues that should not be an issue 2 years in. I chalk it up to poor materials and poor oversight of the foreman. I am a nurse and always liken it to the care I give my patients. Would anyone want a nurse providing less than optimal care to their patients? Homes are expensive and the same expertise/care should be placed into building these homes. I think having to meet deadlines and doing optimal work does not go hand and hand for MI Homes.

This is the 3rd brand new home I have purchased over the last 10 years. I can say without a doubt, that M/I is by far the worst experience of the three. If not for the location and price, we would have walked away. The salesperson's standard answer for any modifications or most upgrades was "no, we don't do that". Options are limited and upgrades virtually non-existent. And these are homes that require some upgrades to be functional and enjoyable to live in. There are many signs that this is a budget builder that skimps on quality and workmanship.
For example, the standard toilets are tiny, and about 12 inches off the ground-laughable. And there are no upgrades. We had to have them removed and replaced with adult sized commodes at our own expense. None of the cabinets in the home came with knobs to open easily. Not even as an upgrade. We had to have knobs and levers installed on them at our own expense. The cheap, simulated wood linoleum flooring in the living spaces will tear at the slightest amount of pressure. Even the doors to various spaces give away the cheapness and pettiness of this builder. The bathroom doors look like closet doors as they are so narrow (24") wide. The closets are even more pathetic at a mere "18" in width. This builder further cuts corners by dropping the ceilings in the secondary bedrooms and bathroom to 8' versus the 9'+ in the rest of the home.
As the home was rushed to close by a specified date, the quality and workmanship are obviously absent. Doors do not stay in the position you leave them, either continuing to open all the way or worse, closing on their own. Door hinges began squeaking and groaning after a week in the house. After a recent rain storm, the floor by the backdoor was covered in water that leaked in from the door. There is further evidence of shoddy workmanship throughout the house; uneven paint textures, loose hardware in bathrooms, light switches that are illogically placed, poor lighting in some spaces, and loose faucet fixtures.
A few days before closing we conveyed our concerns that things were being rushed to complete the house, and thus not being done right, to both the sales person and to the Construction supervisor, but neither budged to try and accommodate our concerns and possibly push the closing date back a little to ensure everything was being done in an accurate and careful manner. The only positive things I can say are that the location and floor plan are good. However, if we had it to do over again, we would have most definitely gone with another builder, such as D.R. Horton, Lennar, or KB. I believe it is only a matter of time that we have issues with many items on this home.

DO NOT TRUST THEM!!! Hello! My family signed a contract in October 2019 for the construction of a one-story house at **! At first, it immediately seemed strange to me why the developer requires a deposit of $3,500, that's a lot! But they assured us that they had such requirements! And do not worry, because in case of changes, such as the bank’s refusal to finance, our deposit of $3,500 is returned to us in full! Do not believe the original price! The price indicated by the builder in the price list does not correspond to reality! They will add tens of thousands of $$$to the price list! You have to pay extra for everything! Even the door to the toilet in the master bedroom! And the second wash basin.... even the usual window in the kitchen charged us $700!
At the end of construction, we received a bank refusal of financing, and the builder categorically refused to return our deposit of $3,500 to us! Be careful, the MI Homes builder will never return your money, even if it is not your fault and the bank will give you a refusal to finance!!! It should not be! The buyer is not guilty that this happened and the builder has no right to appropriate my money! I advise everyone frankly, go to other builders, there are a lot of them in the USA and much more honest and better quality homes!
Other builders never ask for such a large deposit of $3,500! For example, a builder DR Horton deposit just 750$ and LGI Homes around 1000$. And their quality much better!!! MI homes has a non-standard contract, the builder prescribes 14 days, during which you can return the deposit! Purposefully deception you! So that you can never return the deposit! Because in fact, financing a bank takes much longer and MI homes knows and understands this in advance! Read the contract carefully! MI Homes writes very tricky conditions! Be careful!!!

A sales women (Jojo at Cinco Lakes in San Antonio) informed and actually reassured our home was in a certain county, since the development is right on the edge. We were misinformed and upon finding out the truth we had already put down earnest money. We decided to not go through with buying the home because of the county. The tax difference is insane. She told us we would get our earnest back, we waited but didn’t receive it after giving her our address. We called about it and corporate wouldn’t give it back. I inquired multiple times trying to get it back. I had tried the VP in our area but got nothing. It’s difficult to find out who to get in contact with. Because of their ill knowledge of their own development and lying staff they wouldn’t give it back.

We listed our Little Elm, TX house and bought the lot for a Prosper, TX house on contingency the same weekend. Our house never sold. It took fighting for 4 months to get them to return our earnest money when we built on contingency and our house hadn't sold by closing. They even had us write a letter of "personal hardship" to the president of their company to try to persuade M/I to comply with the contingency and they still refused. A lawyer from Berkshire Hathaway volunteered to fight for us and after four months they finally apologized and claimed they didn't "notice" the contract was a contingency. I've got emails arguing about how it certainly was and they claimed it didn't matter. They say it was an "honest mistake" that has "never, ever happened." Well, we'll see. Ever happen to anyone else?

I visited the sales office in Kildeer and fell in love with the ranch model. The salesperson walked us through the model and explained what we would get if we built a home. I also like that the lawn and snow are taken care of for you. The views with the trees behind some lots are beautiful. The salesperson was honest and thorough.

We tried to purchase a home from M/I in 2019 at the preserve at Doe Creek in Prosper Tx. There were many many promises and declarations made by their salesperson, Taylor **, that we’re not true. Even in their contract, it states they are NOT to be held to any promises made by their salespeople. That should make you realize the type of people you will be dealing with. Our salesperson said that they would lock in our rate and they would pay for that until we closed. Of course, this ended up being a lie. Their financial department refused to stand behind this promise. We were told certain things were standard in the home. Also a lie. They refused to stand behind these statements. The final straw came when we went to speak to the builder about how the house was to be positioned on the lot.
The salesperson said we would be able to determine placement because we wanted to add a pool. Of course, another lie. The placement of the home had been set since the neighborhood was developed. We began calling anyone we could find in M/Is chain of command. We were able to get a hold of the VP of our area and they agreed to return our earnest money, which we were shocked by since everyone else refused to have any sort of morals. I have spoken to other homeowners in the neighborhood who had many of the same complaints as we did, and they have also had many problems with their homes and the quality of their building. I would think long and hard before I even thought about an M/I home. The company and their work does not seem very quality in any way.

Our home was built in 2015. Black soot built all over the house, M/I blamed it from candles to the oil I was using for cooking (we find this latter to be discriminatory and insulting). The problem is due to bad construction. Buyer beware. Do not built your home with M/I homes. There are many other options, we at the Ambria community in Fishers, Indiana are ready to give you more details. Just visit us. Any homeowner will tell you the horror stories. They are not trustworthy nor are they a construction company, horror stories from this builder. I have given them a 1 star. In reality they are minus 10, yes! That bad!!!

I I had my house built. It took over a year. They first told me six months. When I first did my finance I got a good rate. No one ever told me that they will continuously check my credit and offer different Interest rates. When pulling your credit it will affect it and eventually bring it down. By then you cannot back out because the money that you Put down you will lose. They check my credit three times. I was a 750 drop down to drop down to 670. My interest rate change from 3.5 to 5.7%. Also my payment went up and I got hit with a PMI for $300 extra so my first quote of 1700 is now 2300 a month!! My advice don’t ever build a home unless you have cash especially from M/I Homes.

I will not work with MI Homes again. They haven't called on any schedule they promised. We had to walk through each week and point out all the issues that their construction team ignored. The drywall was put up like amateurs. There are huge seams in each drywall piece. They do not fit flush, anywhere in the house. I can see through the seams in the drywall to the room on the other side. I've laid drywall before. I'm amateur at best... I wouldn't have accepted this work from myself. And these are professionals. DO NOT use M/I Homes.

We had our home built in 2002 by M/I Homes. Normal wear on a home is expected however we had some water damage over time from rain. All the exterior trim..they used pressed wood. The quality of work is just horrible. Unfinished edges of cabinets, poor drywall finishing, flooring that has ripples at the edges, the list goes on. I have never seen another builder cut corners corners the way MI Homes has done. Buyer beware. Never build with MI homes.

I bought a home from MI. Huge mistake. Don’t buy an MI Home. My latest issue amongst many is MI Homes left me with an old rickety fence placed by the developer. I was promised from the day I picked out my lot that that fence would be replaced. Of course they didn’t do anything about it. I paid for a full fence but only got two sides. I contacted Susan ** on August 15, 2019 and also sent her pictures of the old falling down fence and as of today September 15, 2019 I’ve heard nothing back.
Additionally I paid 3K for a sprinkler system that was so poorly installed that I spend several hours every week hand watering my yard because I have so many dry spots. The lies come fast and frequent and silence to addressing these issues is deafening. The fence builder had to run the top board of my fence an extra 12 inches out to reach the leaning fence to join them. STAY AWAY FROM THIS HOME BUILDER.

The entire experience with the team at M/I has been such a blessing!! Jennifer, Quinn & Laura have been rock stars and have fought tooth & nail for us. Jennifer got us in contact with her credit repair agent, Shana who also was a lifesaver!! Even with some speed bumps along the way, this team and their expertise and stubbornness, got us to the closing table on our M/I home next Friday. I truly believe we would not be closing next week if it were not for these AMAZING individuals!! God is so good.

We originally purchased our home to be built from Pinnacle Homes in March 2018. Right after we picked all our colors and finishes, Pinnacle was bought out by M/I Homes. This was the start of the long uphill battle I have been fighting ever since. M/I Homes contacted us and told us half of our selections were no longer available and that we needed to come back in to pick new ones. Upon arrival, they tried to charge us for granite which was originally included in my sales contract. Several arguments later, they honored the contract. We finally broke ground almost five months after purchase and they kept blaming the township for how slow everything was moving. Our next major issue arose during the initial walk-through. The painters did such a horrible job that we had blue tape (given to us to mark the things that needed fixing before closing) covering all the walls, ceilings, moldings, you name it.
There were many dents in my brand new cabinets (highest level we could upgrade to) and the woodwork on the open railing we upgraded to was not properly filled with wood putty so it looked like hell. There was plastic sticking out of the siding and paper sticking out of the brickwork. I was assured this would all be taken care of when we did the final walk through the morning of the closing. Wrong! I was horrified to find that all the painters did was walk around and remove all the tape. Nothing was corrected! So what do I do now? Their horrific contract would charge me $200 a day if I didn't close on THEIR closing day, but my house is nowhere near done! I was assured that it would all be taken care of shortly after the closing which took place on December 28, 2018. My gut said otherwise, but again, I'm at the mercy of this contract. Shortly after closing, I wanted to install a fan in my fireplace to take advantage of the heat.
I went to measure it so I could buy the right model and was horrified to see that I'd paid for a 42" upgraded fireplace and this one measured 36". The foreman came out to measure and his face turned pale. When he got back to us, he assured us that we received the upgrade and that all the base models were 32". Needless to say, I got a check for $1,000 for that misclarification. Fast forward 8 month - I have had the painters out six times to correct all their mistakes. Was it the job you would expect on a half million dollar home? No. I have had the drywall team out twice to fix their awful mud work. The one bright spot with this company was the woman they sent out to fix it. She took her time and it looks great now. The cabinet people have been out twice to replace the dented pieces and I am still waiting on a replacement for the piece that is dented the worst.
The first time the piece arrived, it was beat up more than the piece that is installed in my home. I refused it per the carpenter's instructions. The second time the carpenter came out, he had the wrong piece all together. Will it ever be replaced? At the end of June, we finally got concrete on our front porch to replace the "draw bridge" that they constructed and a sidewalk to the porch. Why that wasn't installed around the time they did my driveway, I'll never know. Within the last month (July), they finally installed landscaping, irrigation, and sod (August). That should have been done in April when the weather turned nice. I have paint spots in about 10 different locations on my siding. The siding is grayish blue and the paint is beige so it's very obvious. That hasn't been corrected to this point. I'm told I will receive a phone call but it hasn't come. What drives me crazy the most is their lack of response to texts and emails.
It takes at least two to three before they will respond that something is in the works. You might see it fixed a month later? There have been so many headaches to count so if I could go back in time, I wouldn't have purchased this property through M/I Homes. You can't make this stuff up. I gave them more than enough time to fix the mistakes before writing this review. 8 MONTHS! 8 MONTHS and my house isn't complete. Do yourself a favor, and look for a builder with good reviews to save yourself the hassle.

I purchased a condo in Washington Twp., MI in June 2018. The backyards slope in our community and as a result I constantly have standing water in the grass. As a result 50% of my backyard is constantly soaked. (This also creates challenges for the large mowers to cut the grass - leaving ruts throughout the lawn.) I've contacted several people within M/I Homes over the last 4 months about the problem. They keep telling me that they need to have their land development people assess the problem. They have yet to do it. (Very poor after the sale follow up and resolution.) My condo was built by Pinnacle Homes, but bought out by M/I Homes. Pinnacle was much better a customer satisfaction.

We have been in our MN house for four months. We were told landscaping and sod would be done with in 6 weeks of closing. Guess what: still waiting!! Weeds have overtaken our yard and it looks like an abandoned house. On top of that, no communication on punch list items (missing bathroom cabinet hardware, peeling Sheetrock tape, etc.), and 20% of the bushes that were planted were dying when planted and are now withered and dry in front of our house. It’s embarrassing to come home to everyday. Best part: no communication! No one returns your calls or texts, so you’re stuck wondering what if anything will be done the next day. I can’t find anyone in charge who can make this right and M/I has moved on to build their next houses. Hey, how about finishing what you started?? My next step is calling my attorney. I just keep hoping that won’t be necessary.

We love our house. For the most part it is designed well and was built fairly well. We did have some major issues, identified by a home inspector, that they REFUSE to fix because they are "up to code" but that is beside the point. The major is issue is dealing with them as a company. I put in 1 year repair request in March 2019, and currently it is June 2019. With me having to email the company 2-4 times to get a response. There are still issues to address and fix but they fight you every step of the way. If you do not have to deal with them they are great but if you have an issues you will hate all parts of it, and be ready for a fight.

We are first time homebuyers who moved to the DC metro area from New York City for new work opportunities. I was transferred by my job to the DC area and my wife is currently studying for her BAR exam. Becoming homeowners was a big priority for us and something we were very excited about. When we found our house with M/I Homes, we were beyond excited to have a home in such great location with superior build quality. The company and former M/I sales representative Diana ** were very friendly and welcoming. We were both sold on the vision of M/I Homes and were persuaded from even purchasing a home from a competitor in the same neighborhood.
Everything was running smoothly after we signed our contract in late February 2019. The sales agent constantly updated us on the home and our realtor worked hand in hand to make sure the process ran smoothly. Our home closing date was set for June 28, 2019. However, in the month of May we found out that M/I Homes was shutting down and leaving the DC metro area effective immediately. This news was first given to us by an associate then officially given by M/I about a week later. Eventually we found out that M/I homes knew in March 2019 that they were leaving the area but they did not inform us until months after. Once this change was announced a series of major issues and enormous deterioration of customer service began to emerge.
To begin, a month and half later, on June 5th, we were informed that our closing was delayed to the first week of August 2019. We were overly disappointed because we had specifically planned to move into our new home by the end of June as promised by M/I. Upon informing us of the new closing date, the communication and service with M/I became very lackluster.
After many attempts to schedule a pre-drywall private inspection, finally on June 8th, we had our private pre-drywall inspection at the property. The inspector praised the quality of the build of the home but had a short list of issues that needed to be fixed by the superintendent. Among the list of issues, the inspector found major contractual discrepancies in the home. M/I homes failed to follow the addendums that were made during the negation of the purchasing contract. Firstly, instead of placing open railing in the home, they placed knee walls. Secondly, they failed to include a storage closet that was included in the home specs and model illustration. (See image of floor plan below).
As per the home model illustration, this closet could be upgraded into an optional half bathroom. During the negotiations, however, my wife and I decided to not opt for the bathroom, and instead keep the standard option, storage closet (i.e. all other closets in the home are not listed on the Brookland standard options list that was showed to us). Conversations of a storage closet were prevalent during the initial stage of our building process as we inquired about the flooring and specs of the closet on several occasions with Diana **. M/I agreed to fix the knee wall issue and other pre-drywall issues.
However, after multiple emails back and forth with President Jerry Berman, we were callously informed that we would absolutely not get the storage closet and that MI would only build the home as contracted -- even though it is clearly represented in the home specs as a standard option and other standard option items are clearly not listed in the contract but yet included in the home. Additionally, we also attempted to add the lower level flex room bathroom after being denied the closet, but that request was also rejected.
Lastly, because we were ill informed about the pre-wiring initially and believed that pendant lighting was included in the dining room as part of the lighting package, we did not include a pendant light in the dining room as result of the misinformation. Diana ** attempted to remedy some problems by promising us via email and in person a dining room pendant light pre-wire. However, after Diana ** and William ** left the company on June 26th, President Jerry Berman and the new sales representative, Ariff **, promptly denied the request for the pendant light pre-wire without any sympathy of all the issues we are going through as first time home buyers. This denial was even after we offered to pay for the additional lighting.
In addition to the negligent contractual issues found during our private inspection, we continue to experience bad service as a result of the M/I’s choice to leave the region. Diana ** and William ** (former site superintendent) informed us that due to M/I “winding” down in the area many people in the region were quitting or given severance packages to leave the company.
This winding down as the previous superintendent, William **, informed me, has also resulted in no one was working on my home. William ** emphasized that the previous contractors would not even come to the building lot anymore because they knew M/I homes was leaving. William ** also informed me that he had never seen M/I do this before and “if I were him he would try to get out of the contract because M/I is not being prompt or professional, and that it may be months before our home is complete”. No work has been done on our homes since May 2019, this letter was written on July 2019.
Unfortunately, as of July 2nd, the customer service and delays have only gotten worse. Our realtor spoke with Ariff ** and we were informed, yet again, that our house would realistically not be completed until September 2019 or later. Our initial closing date was June 28th, so that means that the closing date would be delayed two months later than the promised time. Ariff ** also confirmed to our realtor that no contractors had been working on the home for over a month and that this delay could go on for longer. At this point, M/I is attempting to find and hire a new team completely from scratch and does not know when this process will be complete.
As a result of these problems we believe that M/I homes is purposely hard lining us and offering bad service in an attempt to have us cancel our contract. For instance, on her last day Diana ** informed us that she had a “feeling” that Jerry Berman and Ariff ** would rather us cancel our home contract and resell it at a higher price because M/I only wants “happy” customers. If that is truly the case it is very disheartening to hear. We trusted this company with our new home and relied on their promises since we began this process. We have requested builder concessions on several occasions in order to remedy for all the issues, however M/I Area President Jerry ** has promptly denied all of them, even the ones where have offered to pay.
We are highly disappointed and would not recommend anyone buy from M/I Homes if this is how they treat their customers. It seems they are only concerned about their bottom line and sales numbers and could care less about the experience of two new buyers purchasing their new home. M/I Homes' abrupt exit from the DC area started a domino effect of bad service, mass firings/resignations and complete freeze on building progress. The sad part is that we are only halfway through the process and its one of the worst experiences my wife and I have had to date. We had a vision of moving into our new home on June 28th and celebrating this new milestone. However, we will now have to figure out how to deal with our living arrangements until our home is complete. In writing this letter we hope that some semblance of customer service, expediency, and care will return to the process.

I had a completely failed foundation discovered in the 11th month after I closed on my MI Home. They first argued it was "normal", then after the tile blew part from pressure, they had Advanced Foundation out, and determined that I had a foundation that wasn't engineered for the soil conditions and had to lift MY ENTIRE HOME 12" off the ground to prevent another failure. MI Homes had the Geo-soil reports, knew the type of soil and the soil load bearing pressure, but went with the same foundation on every model of my house in Highland Grove, New Braunfels, Texas, regardless of the soil reports. This resulted in more than a dozen homes with failed foundations and MI Homes sold their model, all the lots they were going to build on and vanished very quickly.
They started the process to fix my home, but after 18 months of serious rebuilding and fixing, has left too many issues caused by the damage unrepaired and give lip service as rot when they will fix things, last time cutting open drywall in my Master Bath, discovering water leakage from the foundation, and they started a repair and was going to be "right back" to finish it up, that was in April 2019 and it's going on July tomorrow.
I found that my only option was Loveinribmanconstruction.com. A construction defect law firm and they educated me on the Chapter 27 construction defect law. Now I'm on my way down the long path to getting my home finally finished, only because of this law firm. Several others have followed my lead and are getting their homes fixed after months and years of being ignored. This is the only way to get your warranty work done, MI Homes could care less.

Hello. I am in the process of building a home with M/I Homes, and have such a horrible experience thus far. For our kitchen, the island is facing the fridge/wall cabinets instead of being open to the family room. I had to submit a “non-standard” request to turn the island for $200, and was simply told no, with no follow-up or reasons as to why, and my $200 kept. Since I added a sunroom, I feel there is such extra wasted space due to having this sunroom addition, and that it needs to be aligned properly with the island. There is no plumbing that will be affected, and the 1 electrical plug was going in the island anyways.
I submitted a very thoughtful letter explaining my request, along with the 2 other M/I locations that have the exact same layout I am requesting (with a sunroom) and the island turned the “right” way. In addition, they have a Kensington elevation that does have it turned the correct way, and pretty much has the exact layout as my Nicholas elevation. M/I had a mission statement that says, “Always remember to treat our customers right". In addition, under “Design Matters” it says, “We don't design for us. We design for you.”
We submitted this simple request in hopes that they may help make our dream home a reality for our family, but they have not done anything to assist with this. There is nothing preventing the change, and as I mentioned earlier, considering there are other locations with the same elevation and layout, they should honor this request. I am very disappointed in the communication and execution that I have received so far. Please follow up and make this happen for me.

In 40 years, we have built 7 homes with various builders. The experiences have all varied, but none have been as bad as with M/I Homes. M/I is all about the sales and getting you to closing, but do not support you once you close. Their vendors will not cover work, M/I has a repair contractor who knows little about construction, and getting anyone to respond is next to impossible. Everything from spot-painting (the wrong sheen) to chipped countertops (we were told we should have found that before we moved in).
We have lived here for one year. We love the layout of the home but are considering moving. Don't get me wrong; the people are all nice, but they have no idea what they are doing, and they over-charge you for everything and you have to select everything from them. (i.e. lights: we have to select from theirs. We didn't like any of them... but had to pay for them and then had to buy the ones we wanted and put them in later. Now we have a ton of lights no one will ever want. Countertops: way more expensive; limited selection. Front of the house: We were the fourth house in...and we could NOT use any color or any stone or any front plan that anyone else selected.) I would NEVER build with M/I again! I have been very clear with people when they ask about them as a builder... DO NOT BUILD WITH M/I.

The driveway has concrete and the crumbling. I asked for a warranty claim. They dragged their feet for over ten months finally denying the claim. They went through two managers and he kept telling me how busy he was. I have a 10k crumbling driveway from what two separate contractors and building inspector tell me is a poor concrete mix. Too much air and ratio was off. M/I purposely dragged their feet to extend beyond 1 year warranty to deny claim. Highly recommend not buying from them. Prior to the driveway, I was satisfied and happy. Wish the area manager Andrew ** from Illinois understood his effects in the company with this poor follow through and poor warranty handling.

I haven't seen many reviews on here about the M/I Homes required builder contract, which surprises me! I never went through with purchasing a M/I Home, so luckily didn't lose money or sleep over it. However, I really want to advise others to get a lawyer involved to review their builder contract RIGHT AWAY. We avoided a lot of potential legal troubles by doing so. Our attorney advised us to not sign beforehand, so we walked away.
One of many red flags was that they don't include an attorney review clause in their contract, which is a very standard clause in real estate. Usually during an attorney review, buyers have ** days for their attorneys to review the contract and back out of it, if it doesn't look good. I personally think it's backwards thinking to have an attorney review something after you sign a contract, but it is typical practice in real estate because usually there is an attorney review clause! M/I Homes uses a National contract, which they are not willing to change one bit. It is very one sided and benefits the builder. Please get an attorney to review before - they might tell you it is ok to sign but mine said DO NOT! Does not protect you as a buyer.

Read the review please!!! Don't do the same mistake we did. I'm a 30-year Law Enforcement and Military veteran, and I highly encourage my fellow veterans not to get involved with MI Homes. You can do better in quality and integrity. I don't think I've ever had buyer's remorse for anything, like I do this home that I paid over $300,000 for. There are so many other builders to choose from who do far better work. Please do not make the same mistake I have made. I will try to be professional while I explain a bit.
First issue was a gas leak. We had been smelling gas on and off since I moved in. I was forced to call CenterPoint due to the gas smell. They came and the radar began to alarm when they opened the drawers under the gas cooktop. The pipe under the stove was not connected correctly. Apparently my family had been inhaling gas for months. CenterPoint had to come out on 3 occasions to cut the gas off due to a gas leak. This was after a regular contractor came out and gave the cooktop the all clear. Always have the gas company come out to check the work after the contractor this was a life saver for us. After the 3 gas leaks MI subsequently replaced the cook top and repaired the pipe coming out of the wall. Also if you read your reviews you will see a pattern.
I currently have a problem with my bathtub in the master bedroom. I called in a warranty repair order on the bathtub but was advised that the slow draining tub is not covered by warranty. The tub takes forever to drain and might possibly have larger issues going on. I have been in my house less than a year but was advised by Jose with MI that the tub is covered for only 30 days. I find it insane that a bathtub is not covered in a $300,000 home, this is TBS. What smart, honest and fair company haggles over a bathtub.
In regards to the electrical issues the following has occurred. I have had to have several breakers replaced in the home due to repeated trips. It has reached a point where the breakers are tripping every couple of days. This has become very embarrassing and concerning. I have only 3 people in this 2700 sq. ft. home that should not be having these types of issues. I will not bore you any longer but will simply tell you that I plan on having an updated thorough inspection of the home and seeking legal action to resolve any issues that are currently occurring are anything that will come up in the upcoming overall inspection. Buyer’s remorse is too nice of a thing to say at this point. Please use your $300,000 more wisely than I did, READ the reviews.

Attempted to purchase a new home in Orlando, FL with this company. When we decided not to use their lender as ours gave better incentives, they attempted to increase the price of the home $5000 even though we had a signed contract. With our lender who required 30 days to close, we were unable to meet their unrealistic closing date (2 weeks after contract signed) and they claimed that we defaulted on our contract and tried to keep our 5% deposit. Not to mention, the home was already pre-built (not custom) and had not gotten its certificate of occupancy yet, so in reality they had not lost any money at our expense. I had to get a lawyer involved and ended up settling to get the majority of my money back in a timely fashion since we still want to buy a home and it was a large deposit.
Overall had a horrible experience with the sales team including Tony **, Renne **, and Jeffery **. I have never had such issues with a home buying experience and these representatives are clearly trying to take advantage of consumers. I hope that anyone reading this takes caution when dealing with this unethical home builder.

We purchased a home from M/I Homes and ran into a major issue with it. Unlike many other companies, they stood behind their home and took the time to correct the problem. They had to bring in specialists to do tests and make sure that things were done correctly. I've often said that it's not IF a company has a problem that determines whether a company is good or bad, but it's how the company chooses to deal with those problems that makes that determination. M/I Homes was excellent to us and if we're in the market to build a new home and they built them in our area, we wouldn't hesitate to buy from them again!

Everyone's 1 Star rating is correct. If I could give minus I would. We went through 5 foreman, 1 month of absolutely no work at all, our house took 6 months longer to build than expected and we spent 4 months in repairs. Still things wrong with Plumbing, Tile and Finish work but I'm tired of complaining and tired of moving my work schedule around to be home.
Let's talk about the yard. I asked several times to have our grass redone because it was dead as a doornail, they planted trees right next to the driveway so I couldn't get in my truck and the backyard is at such a slope I get all of my neighbors run off. As someone else stated about pulling rocks out where grass wouldn't grow, I am constantly doing that and water bottles, beer cans and whatever else was on the ground when they put the grass down. The ground wasn't properly treated before either – I have more weeds than grass. The estimate to redo it all was over $5,000 and I haven't heard from MI about it.
After 3 years in the house I can say this is one poorly put together home. My father was in contracting for years and says I should sue. MI messed up our whole community in Highland Grove, New Braunfels Texas. They have a few lawsuits pending and more on the way. Please do not buy an MI home if you know what's good for you. They over promise and under deliver in so many ways. Sure the floor plans are great but the final product is not what should be sold to someone.

We built a home in Plano, TX 3 years ago with M/I Homes. From the get-go there were problems such as: way behind on schedule, not getting the plans as discussed, red tape over and over as they kept making mistakes, etc. Finally, it was built and when we moved in, there were still corrections that needed to be made to the point where they had to hire new vendors.
3 years into the house and we have several problems: toilet was never put on correctly so we had to hire someone to come fix it, paint (which was the biggest disaster) has to be retouched over and over, carpet staples have come off in various places, cabinets falling off, and the biggest being foundation problems. Of course, nothing is covered under warranty so you are stuck for the next 30 years as they keep making money quite unfairly. Even the foundation is somehow not covered since their agent determined it to be unfit for warranty. Obviously this email is not going to get anything done with them but I wanted to write this to make sure no one else goes through this horrifying experience. Please BEWARE!!

I bought the only lot beside a wooded preserve and very small community area that would be on the back and side of my home for privacy, peace and quiet. I asked the M/I salesman if anything would be built on the community property and he said, "No, it would be maintained as open park-like property of the community, and eventually maintained (grass cut) by the HOA." After the lot broke ground and construction began, I visited the property to check on progress and saw three men standing in the community area. I walked up and introduced myself as the owner and said, "What are you doing." One man said, "I am Matt, M/I Land Development Mgr. and we are going to install a playground here." I was shocked. He said, "Didn't your salesman tell you?" I said, "No he told me nothing would be built there and that was the basis I signed the contract on."
I told him they would not build it or I would take the issue to an attorney and sue them for hiding this deceit, lying and hiding this from me. It would be 20 ft from the master bedroom window and it would take my privacy away and devalue my property. No one would want to buy my house in the future beside a playground. I was one of the first to sign a contract in this future subdivision.
After lots of phones calls to the City Land Development and Planning Office, a personal visit to get the plat of the subdivision (which was not posted in the M/I sales office), I requested a mtg with M/I Land Development and the VP of Sales and Marketing. No response so I threatened a civil lawsuit and that got their full attention. It was a very stressful situation as I had already put down $10,000 earnest money that was required and was extremely worried that it would become a nightmare. It took two weeks, but M/I finally delivered a letter to me from the Director of Sales saying no playground would be built.
M/I is a deceitful company. Since closing, I have had many finishing problems. My garage door freezes to the concrete in cold weather because they built an indentation for water drainage but it doesn't drain. It just stays under the garage door and freezes. The interior paint barely covers the walls, there are paint drip, painted over nails, very very sloppy work. After just one month in the house, the caulking around the entire kitchen counter began separating badly and the baths had some too. Very poor workmanship. An LED recessed light in the kitchen that was suppose to last years has now stopped working and it appears to be an electrical issue. I have an appt for repairs Feb 6, 2018 and will write another review with an update after the work is completed. I have owned 6 new houses and this is the first with so much bad quality in finishes. I would never buy a house from M/I Homes again.

I dealt with Lisa which she lead me to believe she was a realtor. Picked out a lot and I had to put a deposit of 79,502 to start building. My other home had not sold so the closing date had to be change until the contingency of my house sold. Unfortunately that was not put in my contract. I lost my deposit and Lisa was not a realtor. M/I Homes I hope you can sleep at night knowing you took my family’s money.

We recently moved into our M/I home in Dripping Springs, Tx. We couldn’t be more pleased! We are now retired and have had 3 new homes in Minnesota where weather can be extreme. The construction of this home is top-notch. The multi pane windows and Carrier HVAC system are of high quality and will provide efficiency in the hot Texas summers. The contractor and sales team at Arrowhead Ranch have been great to work with and we look forward to living in this beautiful part of Texas!

M/I Homes will make promises to have you buy from them. Then, they will not respect their word. I am about to close in a house in Spring TX Laurel park. The backyard is sloped big time, because M/I tried to meet the neighbor backyard height, which is way too high. M/I acknowledged the not typical large slope, promised to make it right, and pay for the retaining wall. Today, the quote of $7000 came in for a retaining wall, but M/I is willing to pay no more than $1000. We are too advanced in the process and my wife is tired of the whole thing. Yes we are about to buy a house with a backyard that will need some work and lot of money. Also, if you still decide to buy a home from them, make sure the original contract is respected. Amendments will definitely be brought in, and you will be paying for things that were said to be free on day 1. Good luck!

We bought our M/I home nearly one year ago after our house flooded. We immediately noticed some errors and pointed those out and when we moved in found many many more. We are the only house without ridge vents; the breaker is thrown when we vacuum; our toilet brand is Vortens (check it out on Google!), our backsplash has unfinished edges, the attic stairs are very dangerous (20" from top step to attic floor), the "rotunda" has 3 curved walls 1 straight wall.
Harris County Central Appraisal District agreed with me that the house is shoddy and reduced the taxable value by $30,000 --- this is unheard of in a brand new house. To summarize, very poor quality but some of the highest property taxes in the great state of Texas. I've asked for an extension of warranty letter since they have done none of the major repairs, but I do not have it yet. I will repost and revise my review if they decide to honor their warranty and make the repairs that are making our home unlivable.

Tried buying first house with M/I Homes here in Texas. We were given incorrect information numerous times. The first was whether or not their media room was in fact a media room. We wanted to remove this option once we were informed it was NOT walled off. We asked if it was walled off before ever selecting that option, and we were told it was. To be fair, every other plan there except that one it was walled off. We informed them we did not want this media room at that point. We were told we could not make changes to the permit once submitted. I called the city hall and the permit was still in REVIEWING. City Hall informed me since it was not even paid for, any changes could be made. We pushed back saying we no longer wanted this option, to which they agreed.
Fast forward a few weeks when we have our design center appointment to pick out everything, we were told we had 10% of the base price of the house to work with, and everything above that would be 50% upfront. OK, no problem. Two days before we are supposed to sign on the dotted line on our housing options, we go back to the design center (on our own time, not a scheduled visit mind you) and are just confirming our options. While we are there, we are told a 6,000 item would be counting towards our 10%. We would have had to redesign everything to now budget for a 6,000 item we were originally told would NOT count towards the 10%. (We did ask at the 1st design center appointment!)
At this point, my wife and I were DONE with M/I Homes. We told them we did not want to pursue this house any longer or do business with them. Come Black Friday, I spoke with the sales agent again. She informed me that they had deals going on their inventory homes. We agreed to a price that day, she sent us the contract, we signed it. Two days later, big surprise, we are called and told they could not honor that price. They asked us to increase the price by roughly 8,000. My wife and I at this point said, "We do not want to do business with you period." We will likely lose our deposit (they made that VERY clear), but at the end of the day, I refuse to do business with a company that takes ZERO accountability for their repeated mistakes. I am a Realtor in the Tampa Bay Area, my customer wrote a contract. Had to wire their Escrow deposit $10,000. Subsequently the loan was decline, I complained about 3 weeks ago and received a call from Doug ** Sales manager who asked me to apologize to the Buyer, that he dropped the ball and would expedite the return of their escrow and keep me in the loop. Today 10/9/18 as I had heard nothing. I called and text, still nothing. Buyer is feeling that they have to get an attorney. For my part as a Realtor why would I ever promote M/I Homes when they put Buyer through this hell. What are you doing with the Buyer's money???

We purchased an MI home 4 years ago in Tampa, FL. While we have been semi-satisfied with some aspects of our home, the customer service we’ve received has been not only atrocious, but insulting. We, as well as several of our neighbors, contacted MI regarding serious concerns about standing water on the sides of our homes where french drains SHOULD have been installed on every single home. Upon our initial interaction with the director of customer service, we received one response where he said he would absolutely not be installing french drains at our home- mind you one of our neighbors were successful in getting french drains and had been at their home as long as we have and had the exact same severity of standing water. But- they wouldn’t know that because before giving us a firm no they didn’t even take the time to look at our property.
We asked for a walkthrough and NEVER received a response. A couple of busy, wet summer months passed and the problem of standing water continued to escalate. We contacted the director of customer service again. He responded this time, but again with a firm no. Still not interested in providing any level of customer service to work with us, hear our concerns, or look at our home. We proceeded to contact the president of the MI homes for our area and he has not taken the time to contact us either. Do NOT buy an MI home. We never will again.
The quality is sub-par at best, and once they get their money and get through the one year warranty period, you’re on your own- no matter what the defect or concern. Even during the one year warranty period, getting them to take accountability and action for incredibly obvious defects and concerns is like pulling teeth. They will insist that this is the way it should be, and if you aren’t educated enough in quality construction and construction law, you’re going to have a very hard time.

We were first drawn to M/I Homes by the curb appeal of their model in Bridgeland. Once We walked in the door We fell in love with the style and design of their floor plans. They also offer features that I could not find in similar homes in my price point. We really love the flexibility and customization we had. When it came to building the home of our dreams and putting the finishings we wanted to make it our dream home we got exactly what we wanted. This is our third home to build from the ground up so we know that nothing goes off from start to finish without a few bumps but we couldn’t be happier with how those bumps were handled. Scott's communication with us throughout the building process made us feel like we knew what was going on at each milestone along the way. Love our home and would do it again.

We purchased our second M/I home a year ago. It was an inventory home in a beautiful Florida neighborhood. It was stressful from the moment we put our down payment on it. The finance contact quit and our paperwork sat. No communication until they notified us of a closing date. We didn't even know what our approval status was. They threatened us with our down payment. We finally got them to choose a date that worked for everyone. The customer care checkpoints came late or not at all. We had to chase them down for the massive list of things that were wrong. Calling headquarters begging for help.
We ultimately had to threaten legal counsel in order to get them to fix items. We even paid for an inspection because we didn't trust the year end of customer care. They are complacent and don't care. Their emails to me were rude and hostile. We still have items untouched and they refuse any further work even though they were notified prior to the year end.

Building contractors for M/I Homes did not seal the pipe correctly coming from the roof into my attic. The water was coming through a slight hole and leaked in my attic. It came through my drywall and leaked from the ceiling into my bedroom. It’s been three years since I closed on my house and when I called the current M/I roofing contractors, the lady automatically tried to say I wasn’t doing my two year corking maintenance for my roof. How could one automatically assume where the water leak is from without anyone looking at it first? Said it cost me $325 charge off the top.

Don't buy a house from M/I. We have purchased 7 new houses over the years and never had any problems with them except with the MI deal. They failed to tell us about a sewerage processing plant within nose shot of a property and then refused to refund out $7,000 deposit saying "well you should have known that it was there". But it was covered by a hill and vegetation. Well it's up to you to know. Crooked **. Be warned. You will be cheated!

We moved in on Jan 11, 2012 and I have been working on my home since then. Wall paint on the ceilings, ceiling paint on the walls. Paint popping over nails and plug outlet boxes with much construction material inside. Caulk around windows outside is on window in places and on brick in places mostly NOT sealing as necessary. So far I have removed 28 wheelbarrow loads of rocks and large stones where grass would not grow and am only two thirds done. About ten stones I could almost not lift to get into the wheelbarrow. The aluminum on the front porch was incorrectly installed - lower aluminum was over the upper and letting rain water enter to cause damage plus much more. Their service and repair work is pathetic. They're ignoring required repairs, failure to talk to me or even email.

We purchased a new townhome in a community that is still being built. M/I Homes followed thru with everything they promised. The salesman was professional and knowledgeable. Our home was done on time, and the building supervisor spent hours with us showing us the workings of our new home. Everything on our walk thru list was completed before we closed and the home was left clean and shining. We had an issue with light coming in at the front door and it was corrected within the hour! Our experience has been fantastic and we recommend M/I to everyone we know who is looking for a new home. They are a fantastic builder who really cares.

As I was trying to purchase a home in San Antonio from M/I Homes we used their office to get approved for the loan. Ringo the loan officer after he got all my paperwork confirmed that we are approved. After we gave them earnest money then he stated we are not approved for the house. On the top of that I put my house for sale after he said that we were approved. Now I am asking for my earnest back and Alfred the guy who basically in the subdivision office is saying, "I HOPE they will give you back the refund." This is not how you do business and I am very disappointed how loan officers told us we are approved then he stated, "You are not."

We purchased a house in July 2017. Since moving in we have experienced numerous nail pops in the walls, visible seams in the sheetrock are now appearing, the upstairs floors creak with every footstep and the overall quality of the trim work and painting is pathetic. The trim has multiple dings and dents that were just slopped over with paint, and there are numerous paint drips and runs. M/I says this is all just cosmetic, and they don't fix cosmetic issues. I guess they would rather let the poor craftsmanship speak for itself. Outside several plants have died, and we get ignored when we try to contact M/I (they are supposedly under warranty for a year, and it's not been a year since we moved in). So much for the warranty. Obviously these people do not care. I would recommend everyone STAY AWAY from M/I Homes. Buying this house was a big mistake.

I closed on a new home from M/I Homes in March 2017. The home is a reflection of what poor workmanship looks like. The trim pieces on the exterior of the breakfast bay have huge gaps in them. After complaining to M/I they still haven't done anything about it. When I compare this to other homes the trim pieces do not have gaps. M/I does not even respond to my emails.

M/I Homes is by far the worst builder, 3 years of living in a community in Florida and they still have not finished the development. They bait and switched from what it would look like in pictures to what it end up looking like. I will never buy an M/I home and I would recommend that nobody buy one. If you look at their reviews they rate 1.5 stars. That is pathetic. Stay far away from M/I Homes.

Bought a new home in March 2003 and windows are ripping off. Siding has no Tyvek installed as told to me by a Handyman. M/I Homes has not returned my calls. I have to now spend a lot of money to change the windows.

We have lived in our M/I Home for a little over 6 months and we could not be more pleased with the craftsmanship of our home. The design and livability of our home is everything we wanted. Scott was the main reason we decided to build with M/I. He was extremely easy to work with and he made this typically stressful process fun for us. During the construction process Drew was also very helpful and answered all of our questions quickly. Even after closing both Scott and Drew checked up on us to make sure we was going well.

Had water issue when home purchased in 2004. After a year failed attempts to fix, French drains were I stalled. I come to find that drains were improperly installed. Causing mold and now a costly repair. M/I Homes refuses responsibility. 14 year old home now needs major repair due to M/I Homes incompetent crews. Never buy a house from these people. Several homes in Huntersville NC Birkdale community required family moving out for several months while structural repairs were made.

Chose MI Homes to build my home and moved in May 2017. This is one of five homes I've owned, and the first built by MI. I have had issues since day one. The finishes are cheap, my previous house was built by Pulte, almost 100 thousand less and had more upgrades. I chose quartz for my countertops and island only to find out quartz isn't available in the width of the island shown in the model home and the main reason I chose house. I wasn't notified of this therefore there is an unsightly seam in the island, the main feature of the house and seen upon entering. I was offered to "mix" a black island top with my white and gray countertops to resolve the problem.
Upon move in, the garage door wasn't functioning and after being serviced five times it was repaired. Although most of the problems are addressed and corrected quickly it has been a major inconvenience and disruption. Four days out of my home plus a 5th that I was a prisoner in my bedroom while the entire ceiling was recaulked and painted. After 7 months of living in house, the crown molding is showing cracks and caulking separating from ceiling. 4 bathroom tiles have cracked, there is condensation dripping into attic, the entire wood floor in foyer, living room and kitchen/dining room came up and had to be replaced.
The door from patio to outside will not open due to concrete slab coming out of ground and blocking door. Rubber seal from bottom of screen door coming off and dragging 4" from frame and drywall tape is coming loose on bathroom wall and parts of dining room. I would definitely NOT recommend building or buying a MI Home and can only imagine what I face in repairs as the house ages and is no longer within the one year warranty.

My M/I house has developed a water leak in the roof and is showing via a water spot in the ceiling on the second floor. The house is a little less than 9 years old. M.I. claims to have a 10 year structural warranty. When I contacted M.I. they claim the roof is not covered under the warranty. How can a roof not be considered a part of the structure of the house? I believe M.I. is just trying to side step having to repair the roof leak. This does not speak well for M/I Homes.

We purchased a M/I home in North Carolina in 2016. The first impressions with the salesperson, model homes, and the construction manager were overall pretty good. So we made our decision to spend $700k on our first so called luxury house with M/I. But apparently this was not a smart decision at all. After we moved in, we found nail pops and very obvious seam lines b/t drywall panels throughout the house. And M/I only agreed to fix two spots at one time while most builders will fix all when the one year warranty ends. We got flood issue twice in 6 months after we moved in, one caused by dishwasher and one caused by toilet. M/I was okay about the repair as our house was still in warranty. But please try to imagine homeowner's feeling about living in a $700k house where they experienced two flood issues in just 6 months.
The driveway concrete work was done poorly as it was not leveled right. So water easily collects and a pond forms whenever it rains. The concrete pad has even been colored due to the water corrosion. It has been almost 2 years since we reported this problem in the warranty period and M\I has done nothing about it. They kept telling us to reach to the contract by ourselves while we had tried tons of times and failed tons of times. It has been overall a very unpleasant experience to live in this M/I branded house because of the poor construction quality. We spent the money to get a reliable house to live in. But what we got is actually something far away from reliable. No house is perfect. M/I home just doesn't worth the penny we paid at all. We will never buy any M/I homes.

We emailed M/I Homes back in April 2017 about the problems with several shingles missing from our roof. Someone did reach out to us and told us to contact the building manager Patrick **. We contacted Patrick April 21st, April 25th, and April 26th. April 26th we received a response from Patrick telling us they would replace the missing shingles. Rainstorms occurred for many days. May 5th Patrick texted us that the roofers should be out to replace the shingles. We specifically indicated where the shingles were missing. Then, we given a runaround that the roofers had the wrong address and that they would be back to replace the missing shingles which NEVER occurred.
We reach out to a roofer about the issue and paid $450.00. Fast forward to 12/11/17 we found two more missing shingles. We are hoping that MI Homes will work with us in a TIMELY MANNER to solve this problem. Our house is only 1 year and a few months old. If you are not willing to work with us we will take legal action and contact the media.

We were nothing short of amazed when we first walked into the model. The style and design of M/I Homes model blew us away. When we meet Scott we knew we were not working with just "another" sales person. We could tell that he had a great deal of knowledge and passion for what he does. He is a true professional. Fast forward to the building of our dream home surprisingly our experience got better. Drew our builder is a great young construction superintendent. He was very prompt with answering our questions, he kept the job site clean. Our home was in nearly perfect condition for the first walk through. We even had our third party inspector, even he was impressed with how few imperfections he found in the home. After moving in we could not be happier with the entire experience and would gladly do it all again!

If anyone is interested in getting an honest opinion about M/I Homes and their quality I will certainly be happy to tell you about mine. I have been living on our home for a year now and we still do not have our issues that we noted on move in fixed. We have been complaining about our yard, the large puddles (huge amounts of standing water) and the drainage problems since the landscape company installed the grass after a large rain had created huge ruts in the ground.
After several calls and requests we have yet to have this corrected. They come to my house without notice and make little to no improvement, every time it looks worse after they do any type of attempts at a fix. Since they started to (in their words) “make this right” they have removed a bush and left a huge dip in our front yard, that holds standing water 24 hours a day. Now we also have a hole under our fence. This the second house we had built in this neighborhood. The first, a Richmond Home, we loved and never had these issues. I will NEVER recommend nor purchase another MI Home. Please let me know if you have any questions about my experiences.

We've been trying to resolve a leak issue for 3 years and now they are blaming the issue on HARVEY. What an absolute joke. Please, please do not buy a M/I home. Worst decision we've made. Scott and Drew are an incredible team to work with, they addressed any concern we had immediately! My new home in Bridgeland is beautiful and is a dream come true for my family and I. This is the first home I have built so I was a bit anxious about the process however working with Scott made it feel so easy. I would not recommend this builder to anyone! From the start of our home 09/2016 to 05/17, my wife and I had a total of 5 different general contractors, all worthless. A week after we moved in, we had a sewer backup problem. Our front yard had to be dug up due to broken pipes the electrician broke while running the wiring underground (what they told us). Less than 90 days in we have a leaking roof. Sheetrock falling down from our ceiling, walls coming apart. It's been horrible experience from the get go. Take your business elsewhere!

I was attracted to M/I homes by the features I saw in a new development. Full gutters and downspouts, granite countertops, ceramic tile and hardwood floors, wrought iron balusters on stairs, sprinkler systems, framed bathroom mirrors, very nice light fixtures and chandeliers, water loops and drains for a water softener, and so on. Even found a house we really liked at a fair price. The development itself had some drawbacks, though, as a street had been cut through to a neighboring huge subdivision and this one had become a shortcut to the freeway, so morning and evening traffic was shaping up to be a nightmare for residents. We moved on, but I was impressed with M/I Homes' feature list, so I searched for other M/I Homes developments and found one in a pretty good location.
The new location was a small development by M/I and only M/I. Only about 20 homes had been completed. That's where the story changes. It seems that M/I--here at least -- starts out with deluxe features, then cuts back later. The first homes built in the new development had all the things that attracted me. The house we liked had gutters in the front only, silestone rather than granite countertops, and hardwood in only one small study, and no water softener connections. Finishing the gutters cost about $2,500 through an independent contractor -- not M/I, who would have had to add their profit to the price. The silestone we can live with for a few years. The water softener will cost a lot because of no access to drains where the water enters the house. Really cheap and ugly light fixtures. However, we're lucky compared to those who followed.
The next round of houses also lost the wrought iron balusters (back to wood) and lost the sprinkler systems. The last houses they build here may be just shells at this rate! Clearly, though, they've also cut back on subcontractor costs, so there is very clear evidence of short cuts in the central air (low end condensers, sloppy duct sealing, mistakes in thermostat configuration), plumbing -- bargain basement fixtures, and electric. We've had service calls on every single subcontractor item: plumbing, electric (had one switch connected to nothing and no light where there should have been one), sprinkler system, air conditioning, kitchen cabinets, and door trim. Pre-wired alarm sensor at the front door had the wire broken inside the wall. At least, though, the company responds to problems and follows up with the subs. That's why I still gave four stars -- five for customer service; three for value.

I have built 5 homes in Tampa FL from 1998 to 2016. This is my first home built with M/I Homes. On April 7, 2015, we signed a contract with M/I Homes in Tampa to build a new home located on **. I paid the escrow earnest money deposit of $9650.00 to M/I Homes to start building. Our M/I home was scheduled to complete/finish on 10/31/15. Per the Addendum to Agreement Cash Closing, we were to provide to M/I Homes within five business days following the effective date financial statements or other written verification of our financial ability to purchase the property. We provided our signed sale contract for ** as written verification of our financial ability to purchase the property as cash equivalents. M/I Homes accepted this as satisfactory.
Adrian ** informed us that we would not need to sign a separate contingency addendum to dissolve the contract and receive our deposit back in the case that we could not sell our existing home to fund the purchase of the new home. Before signing, we asked Adrian ** point blank if we would be able to remove ourselves from the contract and recover our $10,000 in the event that we were not able to purchase the home. We asked that specific question because we understood that we would not be able to purchase the property without first selling our existing home. We made that very clear to Adrian ** before and at the signing. He affirmed that we would be able to remove ourselves from the contract and recover our deposit and that no contingency needed to be written into the contract to affirm that.
We took his word as a representative of M/I Homes and signed the contract. Had we been properly informed that we would not be able to recover our deposit, we would not have signed the contract. He stated that M/I Homes would act in good faith to return our deposit if we were not able to buy. M/I Homes never requested from us any other proof of ability to purchase, as they never expected us to have another avenue to purchase (i.e. A mortgage or cash on hand). Our Briarhill Ct home was listed for sale on 4/6/15. Then, came the unforeseen circumstances, when the sale of our residence fell through on August 2015 that I was unable to meet the deadline and finalize the M/I Home purchase. I went to visit Adrian ** and advise/show him the cancellation of contract. We acted in good faith having full intentions of purchasing the M/I Home.
Then the issue began with M/I Homes. I spoke to the manager Brian ** several times via phones/emails begging him to give me some more time, explaining that I had dropped my home selling price again. He agreed to grant an extension until November 30, 2015. I continued diligently seek new buyer and dropped the price of her home multiple times hoping to finalize the M/I purchase. Our home didn't sell by 11/30/15. But we had another signed contract at hand, so I contacted Adrian **, he stated the home is sold. Later I found out that M/I Homes sold Crowned Sparrow Lane home on 11/29/15 and it closed on 12/28/15. I spoke to Adrian **, sale consultant several time in person and via emails, requesting a refund of the earnest money deposit funds. Explained that is a substantial amount of monies to lose due to lack of representation.
Unfortunately, because I was without proper representation and if I had representation, we would have been advised that the agreement must include a contingency on the sale of her home in writing from M/I Homes and not to trust any their words. M/I home defaulted and lied to us and on their contract. I filed a complaint with BBB, Department of Consumer Protection and now Florida Office of Financial Regulation and Department of Business and Professional Regulation.
If anyone is reading this and have the same problem or issue with M/I homes, and you know they lied and did not act in good faith or did not have you signed the proper agreement or lack of representation and keep your money, please contact me at ** - I will be happy to share my story and more detail and we can file claim against M/I Homes. I want to hear from you, I do believe I am not the first one. Tell me your story. P.S. I recently purchase built a home from Taylor Morrison in Tampa. When I told them it's a cash purchase, they request evidence of funds. i.e. bank statement, assets documents with 5 business days.

Beautiful Models - Your home won't look like that. The first problem and we should have walked was it took 8 months to build. The finish work on our home is HORRIBLE! Our first construction manager quit halfway through the build and no one thought to see where the houses he was involved in were at in the build process. Mind you, all of my problems were/are finish work and we aren't the pickiest people on the planet but for what we paid for this house we should have gotten much better results.
None of the doors were hung properly - They close automatically, they don't close all the way, there are large gaps and one door doesn't even touch the stop. You can see in the gap into the guest bathroom. All the trim on the doors need to be redone, none of the corners meet properly and some are sticking off of the wall a good 1/2 inch.
Tile was a mess - We paid for the upgrades and most of the tile work in the master shower is/was done so poorly they had to come out twice and still haven't fixed it right. Cracked tiles caulked over, missing grout and bad alignment. The tile guys said when you use dark grout with white tile it's a problem and blamed the M/I Design Center for selling us that combo.
Counter tops have gouges in them like someone with a hammer in their toolbelt was leaning over it and damaged them - both bathrooms. Paint was very uneven and some walls weren't even painted all the way. The landscaping on one side is completely dead because we had bad rain and it got washed away. They said they'd fix it - still waiting. Texture is really bad in spots. Fixes are really bad. Window sills weren't sanded before install/paint.
Every upgrade wasn't done well. We have used all of our vacation at work to be home for these repairs to be made. Three times no one showed to do the trim work (and still haven't) and the two times the tiles guys came one guy was there for 6 hours and messed up more than he fixed and the second time they were there for an hour and still missed stuff. Now it's our problem because we can't be there during the week to get this stuff done going on 4 months later. Like I said it's all finish work that would take a crew that knew what they were doing a few hours to fix but it's getting that crew to do it. Waiting to get stuff fixed is a nightmare.

We bought a home in 2012 through M/I Homes. After living in it for a year and some months. We had a inspection done because we were about to move. Being a military family we move every 3-4 years. The inspection came back saying that water was running back under the house. So we put in for M/I Homes to come fix the problem along with other issues. Someone came out, put dirt and left no grass to keep mud from washing away. Week later the rain comes in and washes away most of the dirt. After call they and emailing M/I Homes they send out someone to put grass on the dirt so the rest wouldn't wash away. Most of the dirt was nearly gone so now we back where we almost started???
A year later we put the house up for sale and most of the realtors are saying this house has foundation issues. Now we are had to take the house off the market to get it fixed so we can sell it. In almost a year's time no one has reached out to say "ha let's make it right" and offer anything. We ended up with a complete foundation lift on our home. It's March now and if the house is not sold by May we will have paid over 16,000 in mortgage. Our realtor said that she would never sell another M/I home.

I would not recommend MI to anyone. When they built my home they use pressed paper for the trim. My home is not 15 yrs old, and even though it has always been painted thoroughly the pressed board trim is deteriorating, and it is costing me a fortune to replace it. How could any reputable builder use pressed board trim. They even used it under the front door. It deteriorated over time, and it destroyed the joist which supported the front door. What a horrible builder.

We visited the sales on site location on 2/9/17, and was engaged and told the lot cost was included in the base price of the home by a sales representative on site. Confirmed two days later by primary principal sales representative, Cameron as he was working up the final figures on our new home. 24 hours later $15,000 lot premium added by Cameron to our home price quote. Explanation? Business is good... I am out... I am your target audience 60 year old baby boomer with a credit score north of 820. You my friend and M/I Homes lose!! M/I Homes is simply a money hungry, low level builder. Do not purchase a home from M/I Homes in the Houston area. We regret ever considering doing business with them. We were building with them in the Katy area and lost a significant amount of money. We went through 4 months of the building process with them and finally opened our eyes towards the type of company they are and decided to pull out of our contract before we lost more money. They have very poor construction management. Apparently building 3 to 4 houses at a time is too much for them to handle. They missed many things that we had requested in our initial contract. Once they had missed those things, they refused to go back and make things correct. When you request to speak with management, be prepared to get the run around and eventually very unprofessional responses.
Be prepared to be your own construction manager and inspect daily because their QA/QC is subpar and below a beginner home builder. Once we decided to cancel our contract because of multiple missed requests and poor quality, we were asked to put our complaints in writing. Their response to our complaints and refund request was a simple no. They kept our $9000 deposit and refused to refund any of it. Their contract is written completely in their favor as is expected. I wish I had listened to other reviewers on here. They are simply a very bad home builder and should not be trusted with such an important investment.

M/I Homes are beautiful but stay away. I fell in love with a M/I Home but have been very upset since purchasing one. Biggest issue was a gas leak. I have been smelling gas on and off since I moved in. The gas company came and the radar began to alarm the minute I opened the front door. The pipe under the stove was not connected correctly. I have been inhaling gas for months. I have had headaches, sore throats and coughing for months. The gas company turned off the gas. I had not hot water for more than a week. M/I Homes was no help. They do not care. They told me they have no control over the gas company. No they don't but the issue began because of M/I Homes poor workmanship. I have missed numerous days of working waiting for issues to be repaired by M/I Homes. Since purchasing this home I have been all alone. I'm being billed for taxes on this property for time before I owned it. STAY AWAY FROM M/I HOMES.

These people responded to all our emails promptly about any questions about the house when we first moved in. A few months later, they stop responding to mine and my neighbor's emails about how their construction material for the new homes is blocking our driveways and streets. I couldn't pull into my own driveway. My neighbor couldn't get out of her driveway this morning to get to work. The floor boards constantly creak even though the house is less than a year old. Avoid any houses from MI homes.

I would highly recommend that if you are looking for a home builder to avoid M/I Homes. They conduct shady business practices and attempt to bait and switch you once you sign the contract. We signed a contract with them to build a house on Aug. 31st. The division president Cliff ** signed off on the contract as the authorized agent for M/I homes on September 1st. We proceeded to place our current home on the market to sell. We were in the process of negotiating with a buyer for our house when we received a call from the sales representative for M/I homes on September 15th (16 days after signing the contract) stating they had made an error in the pricing of our home when writing the contract and the price of the home was actually $20,000 more than the agreed upon price.
He told us that he was really sorry for the error and hoped we would agree to still build with M/I Homes even for $20,000 increase in price. If not then he understood and they would cancel our contract. They took zero responsibility for their own mistake. Any reputable company would have accepted the error and held their employees responsible not the customer. They get out from underneath their mistake with no penalty or consequence from it. They preach to you about family and how superior their customer service is and how each step of the way they will be there to ensure customer satisfaction.
I guess they only care about their customer when they are getting your money. They don't care about customers they only care about their bottom dollar. The founders of the company would be so disappointed in this. As stated on their website they said they always asked themselves if they were the customer building the house would they be satisfied with the outcome? What customer would be satisfied about negotiate in good faith only to have the other party negotiating in bad faith and pulling the wrong out from underneath you two weeks after the contract has been signed?

We built our home with M/I and had a terrible construction and closing experience. The quality of the build was far below acceptable standards. The poor customer service has continued throughout the first year. M/I has yet to complete the 90 day inspection and repairs and we can only imagine when they will get around to the 1 year inspection. We do not anticipate any improvement after this amount of time. With so many new home builder options in this area, we would encourage potential customers to look elsewhere. There are several other new build developments in the Zionsville area. In fact, we drive through the adjacent "nice" neighborhood each day to access our neighborhood. We are green with envy. Do not make the same mistake we did.

Contract signed 29 February 2016. All buyer required actions completed by 24 March 2016. Mid-April builder discovered house as configured would not fit so we agreed to a second lot. Two weeks later, the builder again discovered the house wouldn't fit. We agreed to a third lot and some configuration changes and now, 4 weeks later, still no movement on M/I's part. No permits applied for, no lot survey, NOTHING. This was supposed to be our retirement home.

Lying **! Scheduled an appointment to look at a townhouse. We look at it. Then get told it's sold and they have a contract on it, and they try to push another house to us! I find out they sold all the lots to RYAN HOMES for a huge profit. Really shady people. The houses they built do look nice but the salespeople are LIARS and I have a hard time trusting them. I feel like they just wanted to get me there to push another unit I had no intention of buying or wanted to see. WASTE MY TIME! LIARS! I just hope when they have their heart set on something someone pulls a fast one on them just like they do to people! I can't tell you how disappointed I am in their sales staff! As promised, BOTH M/I Homes and I, gave each other second chance and I must say, I'm ELATED I did! The home they built is simply unbelievable. It far surpasses a mere shelter. The home they built is a haven of beauty and quality. It's a place I can be proud of, that I can happily invite other family members to visit and enjoy with the utmost confidence in quality and craftsmanship. Moreover, my entire experience was AWESOME! The people, from my agent to the builder rep, to the folks at the Style Center and even the folks at M/I Financial, bent over backwards to accommodate our concerns.
What people have to recognize is, there will always be a certain amount of craftsmanship concerns in building a new home. But the number of houses built, vice the percentage of flaws is usually surprisingly small comparatively. But in this day and time, where common courtesy and decency is a needed commodity, I can honestly say M/I Homes did just that with me and my family - they wowed us. Would I go thru the experience again? In a heartbeat. Would I go with M/I Homes... not even a second thought in a heartbeat! I've had three homes built in my lifetime. And this experience by FAR has been the best! Thanks M/I Homes. You did EXACTLY what you said you would. You helped us - Move Up.

Don't do it!!! We have had awful experience. We have lived in our home a little bit over 2 months. Cracks appear everyday, floors have been repaired 3 times on the second floor (they don't pay their contractor to nail down the floors, that's what we were told by the people that came to fix them). 4th time John said "You are stuck with it" and gave us a bs story. The roof leaks in the main room, they sent somebody to fix it and it still leaks. They came twice to repair a wall in the main bathroom and they wanted only to patch and we had been told that it was going to be replaced. We even got it on writing and we stopped the guy and had him remove the piece of wall. Upstairs bathroom tub was not installed correctly and had to remove it including tile. The list goes on and on. Read the review please!!! Don't do the same mistake we did. We had to pay a third party inspector we found more stuff that we were not aware.

The seller agent named Lorie working on M/I Home Concord, NC location is very rude and very unhelpful. She does not give good and reliable information. Need to do more research before signing contract else you are mercy of God. She does not even give a day to receive. She just want you to sign contract. Once contract is sign, she is not helpful. I never leave negative reviews for any business. However, M/I is not a trustworthy company. I completely understand that every business is in the market to make a profit but, there's a line which should be drawn. Not being able trust your builder is the worst feeling when purchasing a home. BE AWARE. If you purchase a home with M/I I'd highly recommend that you get something in writing because they will NOT stand by their word. They are completely MONEY driven, and that's all what it'll come down to. After increasing our offer by $10K, they changed the terms we'd agreed to. Lastly, NO sales representative has the right to talk down to potential customers and tell them that they don't belong in their community. Everyone deserves an equal amount of respect. My husband and I were going to purchase a home with M/I (in Plano, TX) and they've lost our business due to their ethical misconduct.

We signed our contract with M/I in March 2014 and we closed in September 2014. (Sheffield Square subdivision) Everyone was great until we signed the contract and things got even worse after we closed. There were many things we wanted in our home that we saw in the model home. We were told that we could have these items, but they were an upgrade (which we expected). We were ready and willing to pay the upgrade for the items we wanted as they were huge selling factors for us. During the design phase we were told one by one that we could not have the upgraded items we had specifically inquired about. One was a range hood featured in the model home. Their reasoning was that the design of the home could not accommodate the hood.
When we questioned them about the hood in the model (after being given several very different excuses) we were ultimately told that the hood in the model was not functioning and never would function. Why didn't they tell us that before we signed the contract when we specifically inquired about the range hood? After months of going back & forth we ended up with an ugly, ill-fitting hood with a huge price tag. They destroyed the sides of our cabinets when they installed it and refused to fix it. The height of the hood is significantly lower than what was specified by GE (the manufacturer) and M/I refuses to fix it even though we were told it would be raised by the time we returned from closing. (I suppose that was our fault for trusting them and closing before these items were actually fixed).
There were numerous selections (crown moulding, various can lights, additional outlets, upgraded fixtures, etc) that M/I failed to "pull through" on the final papers and were never installed. The original customer care representative (who is no longer with the company) assured us that these items would be installed within 30 days of closing. It has been over a year and M/I is refusing to do anything about it. Our walls have severely cracked in several places. Our wood floors are uneven. The base boards have noticeably separated from the walls. The granite on our island has come loose from the cabinet base. Our range hood is not secure and about to fall off the wall (honestly not sure if that would be a bad thing since it is hideous).
We lose power in half of our house a couple times a month and were told that it could be a bad power cord from our new TV. We moved the TV to another area of the house and it worked fine, however the original part of the house still loses power every couple weeks. The walkway leading to our front door has cracked in half. All of our grass is dead. Shingles are falling off of our roof on a daily basis. The grout in our shower has "fallen out" a few times now. When moving our range to clean behind it, we noticed they "forgot" one wood plank. The pendant lights above our island were installed completely uneven... They wouldn't fix them so we had to resort to taking the lights down and capping them. The list goes on and on...
A couple of weeks ago, they sent a painter out to "fix" all of our wall cracks... Perhaps it was his first day, but we now have paint on our wood trim everywhere he worked and white paint from the trim on our painted walls. We have paint on our railings and on our floors and they told us to "chip it off with our nails". We were forced to use M/I financial for our loan and I say "forced" because they refused to provide our original lender with documentation he needed. And then said they would have to charge us $500 to get him the documents and then they would have to remove a 5k option allowance they gave us when we purchased the home (we never said we were using M/I financial at that time so not sure why we would lose 5k).
We have lived here for just about a year and already have all of these problems. We have spoken to a woman in their Chicago office, who I will not name, but she has been nothing but rude to us. I have never been treated so horribly by someone who I gave my business to, or just any person for that matter. To make matters worse we now have huge issues with our taxes which the county told us is a result of M/I homes failing to properly divide the PIN numbers before closing. We submitted all of the correct documentation to divide by legal description after closing. All of our neighbors are also having the same problem and M/I will not assist them either.

I visited open house for M/I Homes. There the people are so friendly. They insisted to buy a home before April 1st 2015 to get a promotional offer - finished basement worth $10,500. So when I get that much in promotional offer, I got interest in buying and signed the contract after a week. They started harassing. Everything you ask, they will charge. Later they insisted me to take loan form M/I Homes. Everyone should confirm that before you sign the contract. That is the mistake I did.
When I say I am not going to take loan from M/I Homes, they asked me to pay for the promotional offer they gave. If I take loan from M/I Homes, they charge 7000 dollars as closing cost. No lender in the entire United States charge 7000 dollars as closing cost and also high interest rates than any other lender. Not only me, I saw so many people who are victims of M/I Homes. Bad luck, I could have visited this site before I sign my contract. NEVER AND EVER GO WITH M/I HOMES. You will not be happy for buying new home after you make agreement which deals with thousands of dollars... Instead you will regret forever.

My family purchased an M/I home in Arlington Heights, Illinois in a housing development called Arlington Market. While our home appears to be structurally sound, I have following warnings for future buyers: Do not close on your house until you are completely satisfied with the work that M/I Homes has done. Once you close, they do not prioritize completion of punch list items in your house. It appears as though their only priority is to build as many houses as they can in the shortest amount of time. There is little to no oversight of work being done in houses. The construction managers are nowhere to be found unless there is a home inspection taking place. There is no oversight of workers coming to do repairs in homes after you've closed. Many of the residents have complained that repair workers are careless and upon repairing one thing they ruin another.
Residents (many of whom have infants and young children) are not given any notice as to when construction workers are going to complete tasks that will block residents' garages. Residents have been "trapped" inside for numerous hours by workers. M/I Homes does not employ workers who can construct walls at or near 90 degree angles. Once you close, the only solution that M/I Homes has for your crooked walls is to remove the baseboard trim and shim it so that the trim masks the crooked wall.
These are a few of the punch list items that we are still waiting to have fixed after having closed on our house 6+ months ago: Exterior white paint is already chipped and peeling off of our house trim and staircases. One section of our house siding wasn't caulked. Mortar, cement, dirt left on house & garage siding and staircases. This was supposed to be cleaned in spring and it's now the end of summer. Doors are unpainted. Drywall hung in garage has muddy footprints all over it (from workers). Dirty drywall was hung anyways. Taping/mudding of drywall in garage is atrocious. Sidewalk, that was poured in winter, is cracked and chipping. Sod is dead in areas. No notice that residents were responsible for tending to landscaping until a week had passed and grass was already dying. Massive electrical boxes in front yards were supposed to be "hidden" by landscaping and weren't.
No fence in front yards and it's been 7+ months since first house was occupied. 75% of the walls in the houses aren't squared off making flooring, trim and closets crooked. Excuses given as to why walls can't be built at 90 degree angles. Lumber used to construct windowsills in our home are beat up and chipped but they were installed anyways. Cabinetry is unpainted. Hardwood flooring and oak staircases were severely scratched by workers. Upon having the staircases restained, which made the scrapes disappear, the painter got stain on the white trim of each stair. Now we need the white trim repainted. Fireplaces turn on by themselves. Remote interference between homes. This is an extremely worrisome safety hazard.

Poor quality of craftsmanship. You can't see what's behind the walls, until it starts coming thru... M/I homes missed a large number of details in my new home, including connecting a drain line inside one of my walls. We didn't realize this until 7 months later when mold had taken over and the water damage became apparent through the walls and on the floors. This is one of many things that have gone unnoticed by M/I homes during construction, and repairs since construction. Their turn over rate is high (not sub contractors, actual M/I home employees) which makes it challenging to start over with a new home warranty person each time. I don't think I've ever had buyer's remorse for anything, like I do this home. It has cost me so much time and money, SINCE closing on it, and M/I hasn't offered any concessions to help me recoup costs or time lost. Stay away, they are not an honest company.

While I'll readily write a review, I must report both negative and favorable outcomes. After thoroughly searching, we decided M/I Homes Grandsail III was the best value and home for us. Upon contacting them, they were amenable to reinstating our $ 3K into the a home package. Thereby alleviating the problem.
As such, we are extremely excited to continue our build process with M/I Homes. We interfaced with one of the Vice Presidents and we believe through fairness and quality control M/I Homes can meet or exceed our expectations. The Grandsail III model already does that! So we look forward to and fully embrace the build process and a quality completion. M/I Homes has shown us, in the end, they strive to do what's right and fair.

MI Homes kept our earnest money without any justification EVEN when we attempted cancel the contract prior to completing Design Studio visit. I'm a retired 23 yr veteran, and I highly encourage my fellow veterans not to get involved with shady folks at MI Homes. You can do better in quality and integrity.
BUYER BEWARE!!! MI Homes kept our earnest money without any justification. In Mar of 2015, my wife and I visited the South Cove, MI Homes site looking to purchase a new home. We transferred $1K on a lot we picked out a lot, but MI could not provide. So they opted to sell us another lot. Then, based on the size of the home they asked for another earnest deposit of $2K. However, the lot purchase was never complete. Then, we were to go to the design studio, this was when our realtor told us home sales were slow and we would likely have problems selling our current home.
Fearing not being able to move forward we contacted MI Homes, explained our situation and they refused to refund our $3K in earnest money. So, for my $3K worth of advertisement I will tell you, MI Homes is NOT an honest company. They refused to return our earnest money and we had a realtor flat deny he specifically TOLD us, a deal is not complete until after the design center agreement has been signed. How could we simply arbitrarily make that up! In talking to other MI homeowners in the Panther Trace area, (near South Cove) come to find-out MI Homes had many many complaints that they failed to stand behind their product. So for dishonesty, shady transactions and failure to stand behind their product. I'll be going with another more reputable builder that stands behind their homes and their word.

Let me start by saying I did not build with them, cannot comment on their final product. With that out of the way, I would not recommend any one to build with M/I Homes in Cincinnati based on the way they conduct business. I spent countless hours with M/I agent trying to decide what floor plan to build with M/I. We finally decided to go with the Ainsley floor plan. We were going to build at the Windsor estate in liberty township. The agent told us she would ask her boss to give us $20,000 off in incentives. The deal they had going was half off up to $25,000 options. We met with the agent on Sunday morning at the lot/home site to make sure it was still available and also to make sure we could build the Ainsley plan. We were given the green light.
We went back to the office and wrote a $5,000 check and signed paperwork to get the building process started. I was told by the agent that he would forward the paperwork to his boss to see if they approve it and get back with me. I reached out to the agent on Tuesday to see if I was go to go. Things got really interesting. I was told that the price of the lot I was planning to build on had gone up exponentially. I was told the developer decided to raise the price of the lot because it was the last decent lot remaining in that area of the community. I was told that they wouldn't be able to offer me any incentives on that particular lot I choose to build on it. The only problem was that I personally called the developer and was told the price of that particular lot was still the same as before. They never increased the price of the lot.
I got an email from M/I homes even before my real estate agent confronted about them about the lot, asking me where I would like them to mail my check. My real estate agent called the M/I agent and confronted the individual about their story. Let's just say there was a dial tone involve from M/I agent. A few minutes afterwards, my real estate agent got a call from the VP of sales for M/I. He was very rude and arrogant. His first words were, "How dare you bring me a contract like that asking $20,000 off?" My agent tried to tell him that his agent had suggested the 20,000 off incentive but he just talked over my agent.
Mr VP also said that the incentives they offered were only valid on lots they owned. The irony about that is that every single lot that the agent showed us, three other builders showed us the exact same lot as theirs. In other words, the lots they claim they owned (at least the ones we were shown) were all pool lots. I was just so tired of going back and forth and just ask for my check back. I am glad they showed me their true colors before I got stuck in a horrible contract. I dodge a bullet. So please learn from this and don't do business with M/I homes. I am just on here to tell my story.

Folks, stay away from MI homes. Their quality is crap. You get substandard materials put in the homes and i doubt if they have folks who know how to build homes. Everything you see from toilets, to ventilations, security systems, to backyard, lawns have issues. They use a $100 toilet which doesn't flush properly. You'll see holes in all parts of the windows, doors and so heating/cooling becomes a hell.

MI built our house in a development called Franklin Landing. We had them out several times during the first year with a number of problems, and to their credit, they took care of them. Recently we noticed that the trim around our front window was rotting. When we looked closer, I noticed that they used either plywood or particle board. There is no way that whatever material they used was up to code. When I tried to get them to come out and take a look at the rotting, I was asked to send them some images. After a few days I got an email that said the damage was our fault because we did not properly caulk or paint. Again, they refused to come out to even look at the damage. I cannot recommend an MI home to anyone.

We bought our house in mid-January this year 2014, when the grass was dormant and covered in snow. This made it impossible for us to know the condition of the grass in our backyard until spring. The grass grew only in small patches and the rest of the grass was mostly yellow, and not growing, as well as our tree and bush being dead. We brought our complaint to the M/I Homes Customer Care Representative (CSR), who told us he would set up a meeting with us and the guy in charge of landscaping. Several months of calling to complain, several times no responses about the grass, tree, and bush...Now it's November, finally the CSR showed up and used his cell phone and took some videos on our "already" dormant grass (it is November and we just had some freezing temperature).
10 days later we got the answer from M/I home customer care (of course we called them first, otherwise who knows when they will contact us... sighed), addressed that there are nothing they can and will do and "no more discussion". Also, M/I home trying very hard to blame the conditions on our dogs for the main reason our grass looks like this (heavy foot traffic). Our dogs are 14 and 12 years old, they don't run around much, not to mention the grass looked like this when we moved in!

Contract to purchase a town home in Oviedo, FL had issues qualifying, and once we had my spouse lost his job. Just after the financing contingency expiration. They said they would give us our deposit back if they found a buyer with the same time line. We wanted to find something else to possibly purchase thinking it wouldn't take my husband to find a new job. They had another location in Sanford, FL that we could purchase in cash (with all proceeds home sale). Speaking to the agent at that location about our circumstance, we had been told that it would be impossible to qualify someone in time to be able to close, so we would lose our deposit. So we decided to put a contract on a home in that community. My husband found a job at the end of November and we also learned they had a cash buyer for the first town home (which seemed impossible to the agent).
December came and my spouse lost his new job - wasn't a good fit. But we still thought that he would find something before we had to close in Feb 2014. This did not happen. Early Jan 2014 we asked how much we would lose if we could not close. I have an illness that I have to have health insurance and with healthcare reform in would be a $400 shock to our budget. Crunching the numbers we realized that we would be bankrupt in a few months, since there would be no unemployment extension. After trying to get an answer we were first told our whole deposit, a little over $30,000. The contract states the 4% or the full deposit. Never in my mind did I think that M/I would keep the entire deposit - feeling a 4% amount will be fair for all contracts. I mean why put 4% if you are just going to keep the entire deposit, and you would treat customers differently by the amount of money given?
They ended up giving us just over $20,000 back, saying $10,000 would be their holding cost. We checked the market, and places were selling within 30 days. Which this was not exception, and sold for more money. So they made money and they kept our money. We did sign a termination agreement, but only after them threatening to keep all our money if we didn't sign by noon that day. The amount of money we lost was deemed liquidated damages, but liquidated damages are not to be a penalty - if it can be deemed a penalty the section claiming the damages can be void. My husband didn't find a job till Aug 2014, at 1/3 of his salary.

We know no house is perfect, but it has been a frustrating and time consuming experience with a company who says they pride themselves in customer service. An appointment was missed for repairs on 7/15/2014 and no contractors ever showed, causing me to missed a day of work. When he did show up on 7/22/2014, some of the contractors never showed and some of the issues previously identified were never address such as replacement of insulation in garage utility room leak (smelled musty for several months now and coughing when I'm around that area), squeak in subfloor, bulge on the side of third level stairs, leaking top gutter, mirror in 3rd hall bath never adjusted. In addition to minor plainly evident issues which he can make the judgment call to repair (for example like a cracked tile), getting any other repairs that affect the health, comfort (Example: lack of air flow in certain parts of the house, water pooling in the deck) and aesthetics (Example: center kitchen island with a seam down the middle which was unexpected) was difficult to even ask him to bring to the attention of upper management.
The seam was finally addressed, only after everyone in the neighborhood who got surprised with this new seam in their kitchen countertop complained about it. They said it was because someone got hurt bringing it up the stairs, so they had to cut the granite countertop into two pieces to make it lighter. When they come to replace to a full piece, they were going to lift it up the stairs again... how curious?! Also, some of the contractors who needed to follow up for repairs never called even after they told me they would either email or call. Examples of contractors who never called back even after one week: contractor for stair to replace a flight of stairs and contractor for heating and air conditioning to schedule to reinstall a humidistat which was installed incorrectly. And finally today, for an appointment that was made last week with the sub-contractor for the concrete in the garage, the contractor informed me that they cannot come today as scheduled to finish off the concrete in the garage, causing a waste of another days work. In totality, the effort to address issues in the house has been and continues to be frustrating.
I do like the design and layout of the house because the openness of the design makes the interior airy, with more natural sunlight, and makes the interior look more spacious. This type of environment looks inviting to live in and to conduct social events. On the other hand there is a design flaw in this house and possibly for houses having a 4th level with the back exposed to the western sun. The fourth level becomes extremely hot which is the entire summer, even with all windows and doors shaded and darkened. The two small ac vents for the loft which is blowing out minimal air and cannot be adjusted because the house lacks a damper system built into the blower unit. Our point of contact stated there was nothing he could do about the damper system when it was brought to his attention that it was never installed, but when we brought it to the attention of higher personnel, they said it was MD law to have dampers!
During the summer temperature on the fourth level would be around 15 degrees warmer than the temperature in the 3rd level. When the 4th level is hot, some of the advertised square footage cannot be used, making it reasonably uninhabitable. This is, in my opinion, a flaw in the design of some of the house that needs an immediate resolution. I really tried to love the house but there were problems after problems with this house that at this point, I really wonder if I had made the right choice. I do understand that every home will have some minor issues. But I do not consider a leak a minor issue. I had not one, not two, but three leaks in the house under the kitchen sink, in the utility closet, and the biggest on the roof.
Then there are other issues all over the house such as water pooling on the deck, gutters leaking, a neighbors gutter which was built as a continual trespass on my property, hardwood floors squeak in almost every single place, subfloor squeaks, spotty, messy and off colored grout jobs, unsightly wall bulge in numerous locations, stair treads that didn't fit in the grove and slots, dented doors, bolts catching on the door trim for every door causing black marks on the door frame, railing pickets that are loose and some not aligned and tilted, squeaks under the carpets only to find out that many parts of the carpet padding were torn then stapled under the carpets, paint lines and drips all over the house, and I can go on and on. It would seem that there is almost no attention to detail during construction and finishing of the house. This is not to mention that we hired an inspector to do a pre-drywall inspection. He noted about 30 things. We made sure to come before they said they would put the dry-wall up and what do you know, they already started putting it up.
As we tried to go through to check to see if they had fixed it, they didn't address some of the big issues noted, so who knows if they ever fixed anything that was behind the drywall either. At that point, we figured what was the purpose of getting an inspector if they weren't going to do any of the changes anyway! In shopping for a house builder, I wanted a house with minimal problems and with attention to detail. The J.D. Power and Associate marketing at the model house convinced me that M/I Homes, since it ranks highest in customer satisfaction and home quality among new-home builders affected my decision to choose M/I Homes as my builder. I feel subsequently that my trust was misplaced and that I was duped by the marketing. I have lost my trust in the builder. What was once the hope of getting a beautiful and functional home has turned into a nightmare of problems after problems that no one either cares to address or does so reluctantly and half-heartedly. We can no longer recommend M/I Homes to our friends, family, and coworkers who inquired about the builders in Crown, Gaithersburg. We can only say the community is coming along nicely.

A few months ago I met Marie at the model home of Hickory Hammock. I mentioned my partner and I were looking for a home. She said they had nothing for us, and we should not go through the model home. She said I could go through the home at ** if we were interested in as it was under construction. There seemed to be an attitude with her that day when I mentioned I had a partner.
On June 19 2014, salesperson Marie, l wrote a contract for us to purchase ** from MI Homes. We did not like Marie, as she displayed an obvious sense of dishonesty and lack of product knowledge. For example, we specifically asked her if this quick delivery home had the certificate of occupancy, and she said yes. At the final walk through of the home, we asked the same question of the foreman on site that day, who told us that no, the certificate of occupancy had not yet been received. There were numerous additional circumstances, that caused us to distrust Marie, and we asked salesperson Curtis to handle our deal, and we did not want to be dealing with someone else who was dishonest.
At the time, we did not realize how vindictive Marie was, and that she and her boss Jeff ** would ultimately and unethically sell the house to a previous buyer that was never disclosed to us at the time of the contract signing. Marie told us in front of our Realtor, that she lies to Jeff ** all the time to get her deals to go through the approval process. Later when we met her again to buy the home, we told her we wanted Curtis to write the agreement, but she insisted. It seemed Marie decided upfront to discriminate against us. When we later overnighted the check, Marie was in the model Home at the time of the delivery. We have written proof that Marie refused to accept our check from the courier service. It is clear, she had a different agenda and maliciously worked against us on the purchase of this home.
Curtis returned from vacation and indeed worked with us. We signed the purchase agreement on 6/19/2014 and your authorized agent signed it on 6/24/2014. We had an executed agreement at this time. Since we had a cash deal agreement, we moved quickly to the closing date. On the day of the final walk through, we toured the property with the site manager. At the very same time we were there, a workman was on the front porch with a jackhammer, and he was digging up the wall on the front porch. It was explained to us that the laundry tub plumbing was not done properly, and needed to be repaired. This included jack hammering the wall to expose the pipes. We were shown that the pipes were not connected, and the error needed to be corrected. We received a written letter showing that the repair would be completed by July 4th. We discussed this with Curtis, who said MI HOMES would work with us, and we would not close while this major plumbing problem was causing the house to be ripped apart. The pipes were in the center of the cement wall.
It came time for us to give the check, after repairs were made, and we presented Curtis with a bank check for the amount that was shown on the HUD1 statement. Of course all the title work was completed, and the closing paperwork was all completed and notarized and in the hands of the title company. We were shocked to hear what happened next. We were told that the keys would not be given to us, and that a previous buyer, one that had come before us, had once again decided to purchase our home. We needed to await a decision from the Broker Jeff
So we called and talked with Jeff , who yelled at us and used foul language and told us he would do whatever the ** he wants to do, pardon the language, but this is how he yelled at us. He had another buyer and he was probably not going to let us buy the house. What a horrible and unethical man you have representing your company.
At the time of the contract signing, we gave a check for $5,000 deposit. We were told that they would not cash this check since our closing was in such a short time. So this was communicated to the title company, and the HUD was prepared without the deposit being used. We have learned that your company indeed cashed the check, making an overpayment as well for a house you did not want to sell to us.
When we started hearing the deal was falling apart, we had spoken with numerous management people in the MI HOMES management team. David **, Bruce **, and Robin, the secretary for the CEO. We have told MANY others in your industry about this conversation, and we have learned that the Broker has quite a reputation for being unprofessional to buyers. Other builders have said they know that Jeff ** is trying to drive the MI Homes business into the ground. We have learned that we are not the first buyers he has turned away with his obscenities
We understand that you spend considerable funds to attract buyers to your new neighborhood. Why then would you allow this behavior to exist on the part of your broker and salesperson? This bad behavior obviously negates all the advertising dollars MI Homes is spending, in allowing these unethical practices to occur. You now have unhappy people spreading the word to others that MI Homes accepts unethical practices as the normal course of business. Is it a normal course of business for MI HOMES to treat your customers in this manner? Why did MI Homes sit back and allow this to happen? We are in temporary housing waiting for our new home to be completed.

Back again from 2009 complaint. In almost 5 years living in a M/I Home, I have noticed my kitchen floors turning ORANGE. I tried cleaning and nothing would fix or remove the orange discoloration. Have contacted M/I Homes since January 2014 for resolution and have only been given excuses. Now it is 4 months and nothing has been resolved except more excuses, more prolonging problem, M/I cut into my floors removing a large sample to send away and I am still getting excuses while living with a large cement block in the center of my kitchen floors. It is so embarrassing living this way. The sarcasm and disrespect AFTER you close on a home with M/I Homes is surprising. There are so many other options and builders out there to choose from and you would ASSUME that choosing M/I Homes that they would treat you well after you purchased THEIR home. I am still living in a home with cold floors, a cement floor square in kitchen, discoloration on floors, cracks in floors. I have never lived like this. I have purchased 3 homes prior and never treated this way from a builder.

We signed a contingency contract with MI Homes in September. We, like many others, were victims of the market where we were upside down on our home. MI offered a program called 3-3-3 to help homeowners as ourselves sell our home. How the program works is our realtor agrees to forego the commission on the sale of our home where MI will pay the 3% commission on the close of a MI home. Our realtor agreed to this program so we could get to a price point needed to sell. We were also aware of the 1st right of refusal which mean if another buyer wanted to build on our lot we had put our earnest money on we had 48 hours to either release our contingency to sell and start building or forfeit our lot.
We were struggling to get any offers for our home. In November the MI sales rep called me to follow up on how the sale of our home was going, she mentioned someone was interested in our lot. I explained that I would be heartbroken if I lost the lot but we were in the process of negotiating an offer. She followed up with an email the next day for me not to be frustrated and not to worry. I then responded that we are losing a lot on our home and could use some relief. We asked if MI would take an additional $10,000 off. She stated she would see what she could do. A week or two later she contacted me stating MI agreed to take an additional $10,000 off if we released our contingency, we could even postpone building to give us more time to sell our home.
We agreed to and signed a contract in mid-December releasing our contingency. The sales agent mentioned that everything "should" be okay because of the 48 hour stipulation. My husband and I were confused because we were not aware we were even given a 48-hour notice. The sales rep again said not to worry, we should be okay. She followed up the next day with an email stating we were fine and the lot was ours. I asked what happened with the other buyers, were they still interested in our lot. She responded, "They don't like me anymore." I didn't think anything of it. After that meeting we had sold our home with over a $20k lost thinking we would gain the investment with our new MI home.
We asked for some structural changes where we signed an updated contract in January. We had already sold our home, moved our family and were living in a rental home with a 6-month lease. When we tried to follow up with the sales rep to set up an appointment to make our final selections to begin construction I could not get a response from her for two weeks. I finally texted her and asked her what was going on. She stated she was working on some issues but would call me. She never did. On 1/24 she emailed me to tell me she had good and bad news. The bad news was it would not work on the lot we had a contract on, not to mention it was the last lot in the community but we could build in another community. She tried to make it a better deal. The fact of the matter was the other community was not as nice and the location was horrible. It was not convenient to the hwy, shopping, grocery, etc. When I asked her what happened and how could this be possible, she continued to evade my questions and continued to try to sell us on the less desirable lot in the other location.
I had to send an email to their corporate office where the VP of sales for that region returned my call. He was arrogant and not empathetic to our situation at all. He started speaking legal jargon stating our contingent offer had expired and our 48 hours was up. When I explained at no time were we told we had 48 hours and at no time did anyone tell us we no longer had the lot, his response was the sales person should have. He also continued to pitch the other lot. He also stated that was a risk our realtor took and was not wise on his part. This remember is an MI program they push to get homeowners to sell their home. Only when I threaten to contact an attorney did he say he understood my frustration and would try to work with me. He did not have a response on why the sales rep continued to pursue me, where we signed two additional contracts since November where they claim our 48 hours was up.
MI misled us to believing we had an active contract. They were aware we sold our home at a major loss, moved into a rental and our realtor sold our home for free. They are hiding behind contractual terms even though they also did not follow their own process. In the contract it states if the purchaser (us) fails to release the contingency within 48 hours, MI would return their earnest money which would release them from any contractual obligation. To date MI has not returned our earnest money.

I had my 3 months inspection on 07/2013 with M/I HOMES supervisor, David **. We found several cracks on both sides of my brand new home, and cement splashes all over my house from building houses on each side of mine. David then stated he will put in a work order for this to be done in 2 weeks. Today is 11/11/2013 and it is not done yet. I have several emails from David with dates when the work will be done. Please think twice before you decide to deal with this builder. My house was overpriced and the material they used like faucets are dirt cheap. I hate M/I HOMES for taking advantage of me.

Be careful who you build with. These guys go with the cheapest contractors they can find and give you horrible work. Not only do you not get what you pay for if you want to make any changes to anything they want $$$. $$$ for everything. They bang up your walls, cabinets, doors and the list goes on and they just want to paint over chips and cracks. They said it will blend. Sales rep is a joke and so if the rest of the staff I've had to deal with. Go with Dominion. M/I is overrated, overpriced and they just don't care about the quality of work they deliver you.

I purchased an M/I Home in December 2008. At the time, my Realtor told me that there was no reason to get an inspection as it was a new home. What a mistake! When it came time to move, the certified home inspector discovered several code violations dating back to the construction of the home. As an example, MI failed to put weep holes in the brick front wall of the home, they installed the insulation in the crawl space incorrectly, the vapor seal in the crawl space was incorrectly constructed, the seal on a window was broken, and some of the plumbing was incorrectly slanted leading to drainage problems. When my realtor contacted M/I to try to get them to fix these problems, they refused. I am convinced that the company spends more money printing their marketing materials related to their pie-in-the-sky building standards than it does in ensuring that they meet those standards.

M/I Homes in Carol Stream Il is a builder you may want to avoid. My luxury townhome which was built by now bankrupt Lakewood Homes is across the street from "Hip Designs," M/I. Long story short these are some of the problems I've been told by buyers. Flooding in the lower level due to putting the main water line on a outside wall. Instead of cinderblock fire walls between units, the builder has used fire rated dry wall - who wants to hear their neighbor opening and closing their kitchen cabinets? A contractor backing up into a closed garage and destroying the outside support. Cost cutting features such as no real wood burning fireplaces, no walls where walls once were, no hall way coat closet, no doors where doors once were, no casement windows, and no back stairs off the side deck on front units.
Oh and yesterday even though I couldn't tell you why it happened, the bull dozer ripped out the transformer which shut down our electricity in rows of homes. Thank God because I thought the poor fool was afraid of being electrified the way he sat in the dozer for 20 min. Ahhh Just to note I feel the property rep is just awful unless you happen to be a uninformed buyer. She seems to be very quick in dialing 911 on residents with community concerns. Many properties within the Towne Park community are being very poorly maintained. Weeds have risen to more than 29 inches on some properties. In fact, some homeowners have not yet mowed their lawns this entire spring and summer. It is now the end of June. The Towne Park HOA has failed to answer several complaints and has been ineffective in resolving this issue. The result is seeds from these overgrown lots are causing neighboring lawns to be affected. This will affect our home values and severely diminish the aesthetics of the neighborhood. We want the homeowner's association to follow their own policies to enforce minimum upkeep of lawns and property.

I contacted MI Homes customer care center (614)418-8400 multiple times about water leaking into our home, which is covered by their structural warranty. They have broken multiple promises about having someone contact me for a service appointment. Late 2012, I called MI customer care. I told Jeff from MI about the exterior leakage issues. I was told that Reitter Stucco would work with me in the spring. On April 4, 2013, I called to check the status and Debbie explained that spring work starts on April 15th. They promised to call me back in 1-2 weeks to schedule repairs.
On April 23, I called 3 weeks later after hearing nothing. Cheryl explained that spring work was starting later this year and that I will definitely hear something by May 3rd. On May 3, I called back this afternoon after not hearing back from anyone again. Cheryl promised that someone named Cliff would call me by the following week. May 19, over 2 more weeks have gone by and still no one calling back or responding to multiple earlier calls. Filing complaint today to hopefully spur this company into action.

I purchased an M/I home 6 years ago this past November. Primary reason for the purchase of this home was the understanding of the warranty offered on homes and the many features offered by M/I with their backing on lifetime guarantee for products used in construction of their homes. Within the first year of the house, leaks developed in the family room vault during heavy rains. Home Warranty came to inspect and repaired (what we thought was a repair). Two years later, the same situation had happened again. Home Warranty inspected once more claims flashing on outside was not on correctly and repair made. Another two years later, same situation and new Home Warranty inspector now claims that it's not a warranty issue? It is homeowner maintenance problem!
Our home is maintained correctly with all guidelines M/I gave us during closing of the home. I also have had to replace 8 windows in the house because seals are breaking in them! M/I lifetime guarantee is with the manufacturer and not M/I! Manufacturer is out of business now and no lifetime guarantee exists! The more recent problem is that of exterior trim on windows have all become rotted to the point you are able to touch and poke finger through like wet cardboard. The same Home Warranty inspector who claims leak in family room being a homeowner maintenance issue is claiming that the rot on trim is homeowner failure to maintain.
Further research into this matter is that the product M/I used has had recall on it and is no longer being manufactured! When confronting them with this and a copy of the email from the actual manufacturer, M/I still refuses to honor their Home Warranty! Bottom line, M/I Homes seems to find every excuse as not to honor their Home Warranty and to pin it back on neglect of the home owner. Think twice before building an M/I home! Move up to M/I and get screwed or the "Build with confidence" is only that be confident that M/I will screw you over.

We have had Structural issues and inferior plumbing parts that they refused to address. Dear BBB, I am writing this complaint on MI Homes due to continuous issues with my newly built home purchased from them, and their lack of interest on resolving them. The major issue is the crack in my ceiling that keeps returning. They hired an engineer to come and assess the issue and he came up with a plan. However, this plan seemed more like a band-aid rather than addressing a real issue. Also, they would not provide me a copy of the engineers’ findings, but only showed it to me. On that same point, they refused to provide plans to this house that I purchased, citing copyright. Yet they have basic plans of the house online accessible to the public!
Each of those points seems to be very shady. I told their engineer as well as the customer warranty people that it doesn't seem right and I believe the crack will return. They claimed it would not. Within 3 months, the crack is back and they are here repairing it yet again. Only now they claimed that it is the tape seam and it was repaired too many times and will not hold. They cut out a section of the ceiling and replaced it now creating 2 seams rather than the one original. Besides the ceiling, the caulking behind my kitchen sink has already turned black! I have been in this house for 1 year and 8 months! Upon their examination, they said that I have to replace it. They can do nothing! And they told me I have to be careful with the water and can't put the sponge next to the faucet! I have never had an issue like this or heard such ridiculous instructions.
Prior to this, I had a toilet issue in my master bath which was addressed and fixed to satisfaction. However, within a week of that repair the second bathroom started with the same issue. They said nothing could be done because it is a different room and there was no prior ticket on this. Keep in mind this is the same make and model toilet just a different room. Mind you, these are only the current issues. There is a stack of others that has occurred as well. My wife and I spent the extra money on a new home feeling we would not have to worry about issues and spending money for the first several years or so yet we are forced to either pay for repair issues and or have to make continuous arrangements for repairs to get done that shouldn't need be done. MI has used substandard building materials and design.
As it deteriorates they do nothing but side step and make excuses for the issues. It has taking continuous complaints to get work done at all. It is such type of business that is causing America to crumble. I want a copy of the plans to the house and a copy of the engineer's findings in regards to the cracking issue. In regards to the toilet and the caulking issue, I want both replaced.

I purchased a M/I home in 2009. The first winter there was serious cold air leaking into my home, and the furnace is running continuously. I found a large gap behind the stove, and in the pantry, where the air was flowing through unfinished walls. I contacted M/I, and was told to buy expanding insulating foam, as they want to invalidate consumer's warranty. Also, I found issues with the foundation, and again, was told to spray foam insulation, where there were blocks missing. The property is like a lake, when it rains, due to settling, poor grading, and no drainage. M/I doesn't want to be bothered!. Most of the neighborhood has complained that they would never again buy M/I, neither will I!

I have constant issues throughout home and neighborhood. Be advised and do your research before buying! Just because they are large in some areas doesn't mean that they are good. The warranty department is a joke! If you do decide to build, you better be able to be there every single day and keep photo and email records. They will try to ** you when you need them!

I purchased a new built home on November 2009. After close I felt cold air coming into home from walls, floors, bookshelves and fireplace. The cold air was overpowering the heating system. Therefore the home was not energy sufficient. I requested assistance through the builder through their customer service center. I received rude comments and felt the people were bullying me. The customer care team seemed to make things difficult when asking for help. The construction supervisor was not listening to me and he dictated me inside my home.
After being insulted and felt threatened by the supervisor in customer care team, I reported my concerns to the BBB. After filing complaint, I received a call from an executive of builder and 5 people were inside my home telling me that they will fix the problem. In January, they masked the problems, but did not fix the problem. My home reaches 67 degrees only, inside home with the heat turned on 75 degrees. The floors are 32 degrees.
I suspect that there is a defect in home and/or the slab was not properly insulated. I have voiced my concerns and nothing has been resolved. I reported to the BBB again and told the builder that I would seek legal advice if the problem was not fixed soon. I purchased a home for comfort and I have not lived in home comfortable since moving in.
Since contacting the BBB and telling builder that I am uncomfortable, cold and will seek legal advice if needed, the builder stated that in their policy that they will not communicate or work with me. This is a violation of my right as a consumer! I have been forced to contact legal action. Buyers beware of M/I Homes. I am living in a home that has floors with a temperature of 32 degrees. There is a 12 degree difference from ceiling to flooring on first level. It is very cold inside my home with my heating system set on 74 degrees. I have increased the settings to 78 degrees but it does nothing to help the overall problem of heating home. The cold air entering home is overpowering the temperature in home.
