The process with M/I Homes was smooth. There are a lot of new construction in our area, so I was doing shopping for townhomes, and I saw that the neighborhood, Piper Landing, which is in Concord area, was good. So, I bought a home there. My home consultant, Carson, was good. He explained and he gave a lot of information about the builder. I had walk-ins a couple of times. I am not living in that townhome right now. I rent it out, but so far, I don't see major complaints. I'll recommend M/I Homes.

I do dozens of transactions per month with multiple national lenders and title companies, and this was one of the most frustrating coordination experiences I’ve encountered. Despite repeated clarification, M/I Title insisted that the mortgage broker enter title fees into the lender’s system — something brokers are neither authorized nor legally permitted to do. After being informed multiple times that we cannot access or input data into a lender’s closing system, they continued redirecting responsibility rather than contacting the lender directly. When asked to confirm who at the lender received their fees and when they were transmitted, responses were vague and circular. This created unnecessary delays in balancing the Closing Disclosure and put the transaction timeline at risk.
To be clear: no one was asking them to access a third-party portal. We simply requested that they provide their fees directly to the lender’s Closing Assist team in the proper format — which is standard practice in many transactions. Instead of resolving the issue efficiently, responsibility was shifted back to the broker, despite legal and procedural limitations. Closings require coordination and accountability from all parties. In this case, that cooperation was lacking. I hope management reviews internal communication procedures to prevent future clients and partners from experiencing similar delays.

We saw M/I Homes by driving through the neighborhoods, and we decided on a new and not used house because I don't want to fix anything. The first person we worked with, Derek, was awesome. We signed off in September and closed in March, and Derek followed through the whole way through. It was a really good experience. Everything went as well as we expected and I would tell people to use M/I Homes. The house build is good and I like the extended island and the morning room. The community is nice as well.

Very poor craftsmanship and quality. Kitchen sink fell down 2 years after installation. We have had nothing but problems with this house. Every light has failed and needed to be replaced. Kitchen drawer faces have come off and dropped to the ground. Doors become misaligned and now this.

Our experience with M/I Homes was good. But the financing part was a little bit of an issue. But building the actual home itself was smooth. We didn't pick anything. It was already a done model, so our experience was probably shorter than most people's. The house was built, so we just closed and moved in. We got our one-year touchup. Stuff is still tracking a little bit. So, overall, the quality is fine. It still has some settling that happened after the one-year mark. So we had to take care of that on our own.

I went to a garage sale in our neighborhood, and M/I Homes was still building. I reached out to a Realtor and asked her for some information and she connected me with Krista, the person who helped us pick all our stuff for building. Cost-wise, it made more sense to build because the houses and the size that we wanted were the same price or more. We built the biggest square footage but with not many upgrades, so that it was in our budget. We signed everything on June 11th and then, we moved in on January 20th. It was smooth and it was exactly as it was explained in the walkthroughs. The longer we live here, there are things that I notice that are showing wear and tear when they maybe shouldn't, like the molding on the bottom, around the outside of the house or the inside of our home, the baseboards, the paint, and a little bit here and there. But not a lot. Some of the stuff in our kitchen is also showing wear and tear. But it is what it is.
The communication with M/I Homes was clear. They tell you how the process is gonna look and that’s exactly how it was. Everything’s very clear and outlined on the timeline, process and steps, and keeping you informed on the build. When they walk you through your house and show you your warranties, they're very thorough on all that. We love our neighborhood. There are lots of young families and kids. It’s very family-friendly.

My Realtor was made aware that there was a spec home left in the sub that M/I Homes was still looking to sell. We went and took a tour, and we ended up liking it. At the time, there were some good incentives if you financed through M/I Homes, and that was a selling point for us. It was a brand-new home, but it was already built, so we didn't have to go through the process of building and picking things out. We liked all the finishes, which set it over the top for us. The rep was informative and offered to show us if we wanted to come back and look at the house, or bring our parents back. He was helpful in that regard and went above and beyond. He was awesome to work with.
Even into the first year of owning the home, where we do the 11-month warranty, I've had a good experience with their reps. They've taken care of any issue that arose super quickly and made it a smooth process from purchasing, getting everything going, as far as the deposit up to the closing. The post-move-in has gone very smoothly as well. I didn't have the opportunity to pick all of the finishes out, but they were super neutral, which is clean looking. I've been able to add things cosmetically to make it my own. It was a nice starting point. We've been here now for just a little over a year, and the community has a ton of young families. We have two kids ourselves, and we like it so far. It’s a family-oriented neighborhood. It feels safe and friendly.

I wanted a new build because it has updated materials, better environmentally, sound, and less warranty issues. I accidentally came upon M/I Homes while looking at Saline, Michigan and the rep who assisted me with my purchase was really thorough. He was open, very responsive, and quick to bring help if asked. I would have been great to have more options on the homes. But for the price, the home is good quality.

Nikki helped us go through everything. It was a little tough on the negotiations, but that's part of her job. She was great. She listened well to what we asked and provided solutions that helped us sort through the different choices. We were very comfortable going through the process. We built several houses to get it. The build quality is excellent. The builder we had, Jimmy, was fantastic. He is, by far, the best builder I've had out of any of the homes that we've built. The community is nice. I like that it is a little bit hidden. I would recommend M/I Homes. We've had a couple of warranty things and they've been taken care of well. When you build a home, there's always going to be something, but everything worked out very well.

My home needs all windows replaced in under 3 years. Even after multiple complaints M/I Homes puts the responsibility on the homeowner knowing windows should not look like this. Instead they advise me to decrease the humidity in my home and raise the shades. This has been their suggestion or to contact the crappy window vendor that they selected because they say it is not a construction defect although all the pouring water will damage my walls and the wood. They say, "Too bad we won’t help." I even have to put plastic to my windows to keep the heat inside. Just terrible. No way anyone should purchase unless you are allowed to choose all vendors for your home because you will be stuck with horrible treatment and a $40,000 bill after paying over a half million dollars for your home. Unacceptable.

I purchased a new build in a new community (Goodland), Prairie Ridge, TX. Dec 2024. I inspected the house several times during the built when the workers were gone to find beer cans on my bathroom floor and pee in both my tubs. GC stated he would look into it but nothing came of it, I was only told I would be given a clean house. Now that it's been a year I find out M/I Homes lender screwed me over on my property taxes. He used taxes for a vacant lot so now my escrow account is short by over $10K.
I had a water leak from the irrigation system they installed, they sent someone to fix it as it was still under the 1 year warranty. I now find out it was not fixed just patched over. So with the freeze we just had, the valve that needed to be replaced but was not, has now broken and I have another water leak. The freeze also caused the walkway to my front door to crack and spall. I contacted M/I Homes but since it's over a 1 year the warranty has run out. Even though the cheap cement they used is the reason why the concrete is cracking. All I hear from them is "it's over the 1 year warranty" so they will not cover it.

I did not get approval for loan and they kept my $5,000 earnest money. In the purchase agreement, it states the earnest money is returned if the loan is not approved. I am 66 and on SS, I needed the money. It’s sad to think they can rip people off like this.

We're so sad because M/I sales lady Shannie in Justin, Texas ended up lying to us. We trusted her and thought she was really going to help us. She does smile and put on a nice front but will not be honest. Even when there is proof right in front of her. We want to buy a home from a company that has integrity and won't lie. Praying we can find a wonderful home from a trustworthy company.

Let me start by saying the supervisor at Trailside in Cincinnati Ohio is drinking beer and smoking cigarettes in his truck all day long. Been working in construction for 25 years and he is the worst thing I have ever experienced. New houses have so many blemishes, fresh concrete is cracked and I'm not talking about the terrible driveway jobs, the front porches are so bad. The trades are always faced with inappropriate work environments. OSHA has been all over this supervisor (Danny). The plumbing inspectors are sending letters to the state because of the lies and shortcuts he takes. Never buy homes from Trailside, your issues will start from the moment you move in, if you have to deal with Danny then you will be completely disappointed.

We were very pleased when we purchased our home but as time has gone on, we have had nothing but issues. We have been in our home 5 years and have had to replace windows, replaced appliances, dealt with a roof leak, hundreds of screw pops, cracked ceilings and corners, yellowed cabinets and separating hard wood floors. The only thing worse than the materials is the craftsmanship. I highly recommend looking at other builders.

It was all good until we ran into the VP of Contruction, Parke **. We asked about looking at our backyard due to not looking as good as we expected. As soon as he introduced himself to my wife and I, he began his degrading demeanor and words. He then started telling and showing us aggressively what we signed. He would not listen and keep telling us that this is a starter lawn and it looks good compared to others. He continued to talk over my wife and to me was disrespectful. I refused to speak to him and told him that. Poor people, if they had to or soon have to even speak to him. I refused to speak to him due to his condescending, aggressive behavior.
The lady with him, Kyla **, was listening inventively along with the gentleman from Start to Finish. If I would have known that we would be treated like this, I would have never purchased a home from MI. He continued to tell us we need to water, in fact $280 for a month. We also hired Tru-Green, who are professionals, do not agree with Parke. We have taken great care of the outside and inside of our home and it is apparent. He walked into the home, the contract in hand and wasted no time pointing things that we signed. It's not what you say, it's how you say it. If MI wants to be known as a track home, you definitely picked the right guy. I felt for the location and price, we deserved better.
I have tried to be heard, and MI homes have failed us in being heard. We feel that this lack of consideration by Parke causes us to let others know about this process through different social media networks, YELP, FACEBOOK and I have started a complaint with the Better Business Bureau of Indiana. According to most of the reviews, I am only one of many that have issues.

Poor Craftsmanship and Disappointing Experience from M/I Homes. If you're considering M/I Homes to build your home, I strongly urge you to look elsewhere. The craftsmanship throughout our build was shockingly substandard. From the moment we moved in, we noticed glaring issues: leaking valves, ruined cabinets, wet carpet and pad, truss uplift, separating LVP flooring, leaking windows, cracked ceilings and walls, uneven flooring, a front door that won’t open in the winter, and sloppy paintwork that looked like it was rushed by amateurs.
Even basic structural elements were poorly executed. We had to bring in independent contractors to fix what should have been done right the first time. The worst part? When we raised these concerns, the company (M/I Homes) was dismissive and slow to respond—if they responded at all. A home is supposed to be a place of comfort and pride. Instead, we’ve been left with a list of repairs, mounting frustration, and the sinking feeling that we were taken advantage of. If quality and accountability matter to you, steer clear of this builder and its subcontractors.

M/I Homes is a fraud thieves company. Please be aware of them. Never ever give your hard earned earnest money to them. If you ever back out they won't even give you a single penny. They are giving us stress and anxiety and we are having a hard time as a family because of them..

Bought a new townhouse with finished basement from MI Homes. Last month, we suddenly found the carpet‘s wet and the furnitures remolded. We were told to cut the dry wall and we found one Rod hole is not sealed! So the leaking issue is there since day one, but because of the insulation and drywall, we didn't notice the issue in the 1st year which means MI homes won't cover all the loss?
MI homes offers to fix the drywall and carpet, but we have to pay for the new furniture and etc. And how they gonna fix the drywall? They don't even want to replace the molded/rotten lumber! Also the bottom lumber MI homes used are NOT pressure treated and MI homes said they didn't use any pressure treated lumber in our neighbour, so it's not an issue?

My personal experience and opinion of M/I Homes Moran Ranch Willis, Texas. I will list the issues that we have dealt with and are still dealing with in reference to this builder. First nine days after closing spent in a hotel due to the fact that Tankless Water Heater was broken, unable to fix then waiting on parts which did not correct the problem. End result new water heater installed. Should have been found by their Building Superintendent prior to closing.
HVAC Systems are too small for Square footage of home. 2833 sf home, twenty one windows, twelve foot ceilings and we have a 3.5 ton AC Unit. Unit runs "Constantly". Be prepared for ridiculous Electric bills monthly. Smaller SF homes in same area/street with less windows have larger units. Cost cutting measure on builder's part. Checked with Lennox for required size and they stated minimum five ton, and under size will cause overworked system which will not last. BTU rating should be about 70,000 and this one is 40,000 BTU. Lone Star Air Systems who installed for builder notified of issues, to date zero correction.
Attic Insulation not to required depths, I had to add more blown in attic insulation. The whole west side of attic was missing insulation.
Water Sprinkler System zones did not all come on from low water pressure. Not sure how it was inspected and able to see not working. Zones do not overlap to have equal water coverage. I had to move sprinkler heads, add sprinkler heads and change out types of heads for whole yard coverage.
Six foot Cedar fence not new, missing fence pickets, broken fence pickets. Fence sections some are higher than the others, not straight. Iron fence along the back, posts loose and sections were not bolted together.
Roofing is Outdated. Three Tab Shingles with plastic roof vents. Will have issues in the Texas weather within five years.
No Rain Gutters or downspouts on sides or rear of home.
Flooring is Linoleum Strips which separate and bubble up. Made to look like hardwood floors.
Broken rear master bedroom window not found by builder inspection.
Cheap Electrical Breakers that keep tripping.
No Soffit Vents on outside roof. In order to meet Code a Strip Vent, not recommended by roofers, was installed 18 to 24 inches up roof from bottom.
No electrical power to outside patio fans.
Only two ceiling fans.
Garage lighting very weak, had to change out.
Under Kitchen Cabinet lights broken, different colors.
Builder grade appliances cheap grade. May last two years.
Roof Window and rear Hardy Plank not painted.
Concrete driveway has golf ball size divots along with long gouge marks in concrete.
Garage Door concrete sill uneven. Lower on right side causing garage door to not seal all the way across.
Outside Hose Bib Faucets leaking. Had to replace.
Red Clay dirt Stains on brick and exterior white stone.
Roof design over front porch poorly engineered. Rain water does not make it to front gutters before diverting over the side. I had to pay to have a diverter installed. M/I Builder, after showing the video of problem refused to correct.
Closet and bathroom doors damaged and do not close.
Recessed lights in master bathroom not in a straight line pattern. ???m
Uses 1x4's as door and floor molding, no architectural design.
Yes, there are worse builders but when you pay this kind of money you should get more and receive more attention to detail. Along with a better Energy Efficient Home. Bottom line, would I buy another M/I Home? NO. K. ** Moran Ranch Subdivision. Willis, Texas

I built a home with MI Homes, and unfortunately, I cannot recommend them to anyone. From the beginning, their sales team made impressive promises--many of which turned out to be misleading or simply untrue. Once construction began, the experience quickly deteriorated. The construction managers were polite and responsive--until I signed the 30-day inspection report. After that, their attitude shifted dramatically. Any issues I raised were met with a dismissive "not our problem."
I strongly urge future homeowners: DO NOT SIGN THE 30-day inspection report. You have NO legal obligation to do so, and signing that document only gives MI Homes a legal out, allowing them to limit their support and accountability. IT DOES NOTHING FOR YOU!!!! They may assure you that unresolved issues will be addressed in the 60-day report, but that's a promise I regret believing. One year later, I'm stuck with a failing concrete driveway--cracking and deteriorating--and facing a potential $20,000 replacement cost. This experience has been deeply frustrating and expensive. If you're considering building with MI Homes, proceed with extreme caution and protect yourself at every step. Don't let their paperwork become your problem.

If you want to live happily in your home, please—stay far away from this builder. If I could give -10 stars, I would. We bought our first single-family home at the end of 2022. As a young family with two kids, we were full of excitement and hope. But now, all we feel is disappointment and deep regret. From the beginning, everything has been a battle. They dismiss nearly every issue with, “That’s not covered.” We discovered mold upstairs because the roof is falling apart—yet they told us it’s not their responsibility. When the exterior paint started peeling just a year in, a professional painter told us it looked like the builder skipped primer or a topcoat. That’s not a mistake—that’s negligence.
The attic smells musty when it rains. We even found holes in the roof. And then there’s the toilets. They installed Vortens toilets, which were recalled and are part of a class action lawsuit. When I raised concerns, they brushed them off too. To make matters worse, they never installed gutters on the back side of the house. Their excuse? “Gutters don’t come with the package.” Because of that, our grass died and the foundation is at risk. How can a builder overlook something so basic that directly affects the structure of the home?

We worked hard to buy this home. We believed in this builder. And we were failed at every step. Please don’t make the same mistake. You deserve.

MI Homes built our house 8 years ago. We have found so many issues such as our deck has no flashing so water got into our basement walls, the furnace was installed in a very odd location and configuration, our siding was installed incorrectly and is severely buckling after only 8 years (confirmed by 2 separate companies), the vent for the HVAC was installed without enough space so the pipe sweats and is rusting, the basement window was installed incorrectly and has been leaking, and the drains we had installed in the basement to add a bathroom later were placed so close to HVAC and water heater that we have to move them before finishing our basement.
I have been fighting them to cover just the siding and the flashing where the deck meets the house and they don't answer the phone, they give you the runaround scheduling inspections, and one of their contractor companies (alside) is so short staffed they have cancelled appointments 2 weeks in a row. M/I Homes won't take responsibility for any of their failures and is calling all of this "standard wear". If you use this builder, your warranty is virtually useless unless you have the ability to call and email daily to fight them.

Very bad Customer Service support from M/I. We moved to our new house 18 months ago in Florida and the A/C unit downstairs is not working. The A/C provider came to our House and said we need to spend 2K to fix the A/C unit. We wrote to M/I to figure out a solution and they never came back to us.

This is absolutely some of the worst interior workmanship I’ve ever seen. It ranks at the top of the list for garbage. The amount of photographs that I have on how poor the workmanship is stunning. They don’t even know how to run shoe molding properly. Instead of putting the holes in this house, they caulked the holes. Absolutely horrendous doors open and close on their own. My countertop is put in and two pieces and they both go in on an angle not acceptable should be a stray edge. The list of things is incredible.
I have a huge hump in my 12 foot opening for my sliding glass door that has to be ground down because nobody was supervising this job and that’s not even in my vocabulary to say that, but I have nobody was watching this job. Everything is put on a level. Nothing has put in plum. Everything is not running perpendicular. It is just stunning how poor the workmanship is you guys don’t have a quality control and on a scale of one to 10 I would give you a -10 and I would give you an F.

If you are considering building a home with MI, just DON’T! We convinced ourselves building a home $600,000+ that we would receive a decent product. We were well over $600,000 after NOT using their closets systems and using our own contractor to do the tile on our fireplace. Our home is an embarrassment. We have granite that is chipping out in chunks and was cracked at installation by the sub par installers provided by MI Homes. We have been in contact with the installers, the supervisor on our job and have even been in contact with executives in the corporate MI system through our realtor, and they refuse to do anything to fix the problem, claiming chipped granite is NORMAL!!!!
Our kitchen sink was installed crooked. Door from garage into the house was installed backwards. The laundry room door was too small to fit washer and dryer through. The list goes on and on. I knew better than to build with them and only wish I had listened to my instincts. Hoping to unload the place and find a quality builder. Do not use this builder unless you are looking for starter home quality at best!

Charges top dollar and pays bottom for materials and labor. Work looks and feels like it was put together with materials the contractors found in junk piles and assembled by drunken toddlers. M/I will not let you close if you insist on using an outside inspector, which should have told us everything. We have since found walls that aren't straight, windows that rattle like crazy and barely keep out the cold, damaged doors, broken trusses and other supports, etc. Once they get your money, they stop caring about you, or at least pretending that they ever did.

The sales team was super helpful during the purchasing process but that's where nice things ended. Their warranty is worthless. They will not cover repairs such as a fence that blows down after 4 months, dead lawn from day 1, a latch in the garage that pulled the door off the hinges. They are arrogant and their attitude seems to be "arbitrate if you want" but that's a $875 cost out of pocket and at least a 6 month process. They use cheap materials (valves, hardware, etc). Avoid or you will wish you did.

We are in contract to build in M/I Homes Sky Crossing neighborhood in the Dayton Ohio area. While M/I Homes builds a solid, good-quality product, the experience overall has been a disaster. Our sales representative, George, lacked basic knowledge about the options he was selling and consistently provided incomplete or incorrect information.
One major issue: we selected an additional garage bay priced at $14,180 based on the documents George provided. Later, M/I Homes admitted they hadn’t accounted for necessary structural changes — and demanded an additional $9,000 to correct their mistake. Their "solution" was to offer to split the extra cost. While we appreciated the gesture, it quickly became clear that the $9,000 included additional markup for M/I’s profit — meaning they were still trying to profit off their own error, despite the original garage bay price already including built-in profit. That is not a good-faith offer; it’s an attempt to continue profiting from their own oversight.
Additionally, the design center pricing is outrageous. The base price of our home skyrocketed by over $250,000 just to achieve modest upgrades — not luxury finishes — leaving us with the most expensive home in the neighborhood without it feeling like it. Despite all the compromises we made, M/I Homes showed no real willingness to take responsibility or make things right.
The quality of the homes themselves is good — but if you're considering building with M/I, be prepared for poor customer service, misrepresentations, outrageous upgrade costs, and a complete lack of accountability. We deeply regret choosing them and would not recommend M/I Homes to anyone who values transparency, fair dealing, or basic customer respect.
