Choice Home Warranty and Select Home Warranty are two popular home warranty companies for homeowners, home sellers and real estate professionals. Both provide protection plans that cover repairs and replacements of appliances and systems that break down from wear and tear. Each company has its own plans, which include limitations and exclusions.

Overall, Choice Home Warranty offers coverage of many household systems and appliances in both of its plans. It also has a lower starting cost than Select Home Warranty. Select has more plan options, a lower cost for comprehensive coverage and a lower service call fee.

As you compare value, consider the company’s payout limits. For example, CHW has a maximum coverage limit of $3,000 per item for access, diagnosis, repair and replacement, while Select has a maximum payout of $2,000 (on heating and cooling equipment). So CHW may be a better choice if you're concerned about your HVAC equipment’s longevity.

Choice Home Warranty plans and pricing

Choice Home Warranty offers two levels of coverage: the Basic Plan and the Total Plan. Both plans include coverage for important appliances and home systems, including heating, plumbing and electrical systems and appliances such as ovens, cooktops and dishwashers. The Total Plan adds coverage for air conditioning, refrigerators, washers and dryers.

At the time of publishing, the Total Plan costs around $600 per year — but CHW frequently runs promotional discounts. We were quoted $570 for 12 months of coverage for a homeowner in Tulsa, Oklahoma. Roof leak coverage isn’t included, but it can be added for an additional cost. Other items CHW can cover include sump pumps, central vacuums, pools and septic systems.

Basic Plan

At the time of publishing, the Basic Plan costs around $40 per month or $470 if you choose to make a single payment. CHW throws in a free month of coverage when you do so, which averages out to about $36 per month over 13 months. The Basic Plan covers:

  • Heating system
  • Electrical system
  • Plumbing system
  • Plumbing stoppage
  • Water heater
  • Whirlpool bathtub
  • Oven/range/stove
  • Cooktop
  • Dishwasher
  • Built-in microwave
  • Garbage disposal
  • Ductwork
  • Garage door opener
  • Ceiling and exhaust fans
Total Plan

The Total Plan is $42 to $50 per month as of the publishing date — or around $500 per year when you pay annually. Items covered in the Total Plan include:

  • Heating system
  • Electrical system
  • Plumbing system
  • Plumbing stoppage
  • Water heater
  • Whirlpool bathtub
  • Oven/range/stove

Additional coverage: Varies

Cost for additional coverage varies. Contact Choice Home Warranty to get a quote for the following add-on coverages:

  • Stand-alone freezer
  • Septic tank pumping
  • Well pump
  • Pool/spa
  • Second refrigerator
  • Central vacuum
  • Sump pump
  • Limited roof leak
  • Septic system

Choice Home Warranty limits and exclusions

Choice Home Warranty has a 30-day waiting period for coverage, with some exceptions if the homeowner can show proof of previous coverage from another provider. CHW doesn’t cover preexisting system or appliance problems, whether they're known or unknown.

Read over your contract carefully for excluded components and parts for each covered item. CHW will not repair or replace a system or appliance that malfunctions if it hasn’t been maintained according to manufacturer specifications. It also doesn’t guarantee repairs or replacements that match original colors, brands or dimensions.

Bottom line: Which is better, Choice Home Warranty or Select Home Warranty?

Choice Home Warranty and Select both offer home warranty plans that cover costly repairs and replacements for your household systems and appliances.  We think Choice Home Warranty is a better fit for homeowners and home sellers who are looking for both value and a plan that covers systems and appliances. Select Home Warranty is a smart choice for those who want full protection with a lower service call fee.

Whichever company you choose, remember that it’s important to read the fine print to see not only what’s covered, but to what extent.”

Though both companies have positive overall customer satisfaction ratings, a slightly higher percentage of verified Select Home Warranty reviewers at the time of publishing said they would recommend the company to a friend. Select Home Warranty has higher starting costs and sets lower limits on liability for repairs and replacements, however.
