Home Warranty Inc. coverage and plans

Home Warranty Inc. offers four different home warranty plans. Customers can choose from the Appliance Protection Plan, the Supplemental Home Protection Plan, the Buyer Core Home Protection Plan and the Executive Home Protection Plan.

The company also provides extra coverage with SurgeShield Plus for $144 per contract, SurgeShield for $84 per contract, and Enhanced HVAC Plus for $100 per contract. Coverage starts on the application date.

Home Warranty Inc. also offers a 30-day warranty on work performed. This means that if an appliance or system fails within 30 days of repair, you will not be charged a second deductible for the same service call.

Home Warranty Inc. covers appliances and systems regardless of age, make or model. Each plan covers heating and cooling units, washers and dryers, garage door openers and trash compactors.

    Bought a condo last year and, on my realtor's advice, took out a policy with HWI. The HVAC has been recently dripping condensation. I contacted a company I use (Tiger Plumbing) and they came out and had a look. They did a band-aid fix (duct tape) to fix the immediate problem (which I paid for out of pocket) and then emailed me two proposals to address the real problem. I just phoned Home Warranty to ask how I should proceed in terms of a claim. The representative said that, since I'd already called someone to come out, I would no longer be able to file a claim with HWI. Nice loophole. Gotcha.

    I have had several things go wrong in my new house and this warranty refuses to cover any of it! They wouldn't cover the garbage disposal because it started leaking the second day of owning the house and without even having a technician come out they claimed it was always doing that. It was not. They wouldn't cover my water heater because they decided it was maintenance issue. They wouldn't cover my fridge cooling system going out because there is a lawsuit against the fridge company for it. Mind you, my model number is not covered under this lawsuit. I'm out almost $1,000 and we only moved in 3 months ago. At my previous home I had American Home Shield and they covered everything that went out in my home no matter what the reason. I will never use this company again.

      A very bad experience. They do send over no experienced people, instead of fixing they break appliances. When you call, you have to pay again.In order for them to come and fix their bad job. Very unprofessional and very bad customer service. I won't never go back with this company ever again.

      First time claiming on this warranty. I had a dishwasher and a washing machine. Have problems at the same time. Company charged me $100 per item being fixed because they only allow one item per claim. Second time claiming on warranty the issue was a plumbing issue that was in the house that they ended up having to see if there was something else that was causing it further down the line. Called the customer service to let them know what was going on multiple times and they kept saying, "Thanks for the updates. Let us know what they find." Since they had to look into the outside like now the whole claim is not covered. The sales people behind the warranty are straight-up liars. Do not trust a word that comes out of their mouth and HIGHLY RECOMMENDED to go with someone else.

      DO NOT PURCHASE AS NEW HOMEOWNER. Their claims team will make your life a living hell by requesting documentation that existed prior to you owning the home. Everything is a pre-existing condition (prior to your contract) unless you can prove it. My AC unit is in need of replacement and they are requiring me to fill it up entirely with coolant ($1,000) so they can test it over 12 months. Only then will they consider paying a claim, of which the reimbursement would be less than the cost of the coolant.

      They dropped the ball on a claim we filed last year and now they refuse to refund (even though I was assured it would be covered) the $150 charge for the technician coming out. On top of that there are several parts needing replaced and They are only offering to replace one part and not even pay for the technician to install it. This is NOT what a good business does. If a warranty is coming with the purchase of a house, don’t go with this company.

      I’ve been a Real Estate Investor and Real Estate agent/broker for over 25 years. Home Warranty Inc is the worst warranty company I’ve ever worked with ever. They try to get out of covering as much as possible. This is not a warranty. It’s a scam. We insured a 10 Plex with them at a cost of $4200.00. Every single claim we have had they have tried to find a way to not cover it or ended up covering less than half the cost. This company is ridiculous. I will never do business with them ever again. Technically I can’t find a reason to give them even a quarter of a star!

      Worst company and just a complete scam. I would give 0 stars if I could. If you have any issues that should be covered under warranty that you PAY for, this company will decline your claim and give you the run around so they don't have to help pay out, even when you paid for a warranty to help protect you in that case. They do not relay "the policy" to you and pick and choose when they want to approve or deny, with denial being their favorite answer. Do not use this company.

      The experience has been costly and very poor, terrible customer service. They do not provide the coverages they indicate or they propose they will. You would be better off to self insure than to pay them for a home warranty and they do not even care if you are taken care of or not. Horrible experience. It's no wonder the insurance broker whom originally listed me with them dropped them. I should have dropped them immediately as well.

      What a joke, you have to pay for all of Your repairs. Then they’ll decide if they’ll pay for them… I live outside of HOUSTON TX and they have NO companies they work with…. They have zero… in the entire state…. How are they allowed to do business in a state they have ZERO partners... If this warranty came with your home, get a refund of whatever months you did not use as you won’t get to use the service anyway.

      This company is a complete scam. Although they position themselves as if they are fully covering all repairs to your home, the facts are they have low ball caps on all repairs that no contractors can reasonably work with. You'll be lucky to get half of the cost of any repair. Once a claim is made and there is a short fall, they say that all caps are disclosed in the agreement and expect their customers to have reviewed and know the market cost of every single part, of any mechanical component or appliance that could possibly break down in your home.

      We had an issue with our AC. One of the main trunks that feeds 3 of our room disconnected because a strap failed. I only had the option to use 2 garbage ac vendors with this garbage Warranty company. 1 guy never called be back because he didn't want to go in the attic. The other company told me the trunk was installed incorrectly. My issue is when I bought this house there were no issues raised with the inspector. There were no issues when this house was initially built assuming it passed inspection. This is exactly what the home Warranty id got and this piece of shit company denied to pay for the fix because the vendor that came out said it was not installed correctly. Total scam. Nice note... once I figured out what was actually wrong with the ac I fixed it myself in 30 mins. I should have just looked at it myself 1st.

      My A/C went out. We followed the process and got approval to have it looked at. The diagnostician came and wrote a whole write up about what was wrong, what should be replaced etc. We decided to do a band-aid fix for the time being. They supplied an invoice for the parts needed for that. I submitted the invoice and was told it was approved. Now, they are saying they didn't approve the parts I submitted for, but they were talking about the other parts mentioned in the recommendation. Why the heck would they approve something I didn't submit for? And, now, they will not honor what they told me, stating I should have understood all the intricacies of A/C parts and should have known. I would never use them again. And I agree with other reviews... The "manager" was rude and condescending.

      This is a scam. Do not use this company. We bought a home and got coverage. After two months we had a plumbing issue with sewage coming through the shower drain. They refused to cover it. To top it off the man we talked to was rude and condescending.

      Buyers Beware – Total Waste of Money. We purchased the premium home warranty package when we bought our home in October 2024, including the add-on for sprinkler system coverage. As anyone familiar with North Dakota knows, sprinkler systems must be winterized in September or October to prevent freeze damage. Ours was professionally blown out as soon as we moved in.

      Fast forward to spring—sprinkler systems in this region typically aren’t used again until late May, after the last freeze. We hired a professional sprinkler company to perform the spring startup and inspection. They found that multiple valves weren’t working properly. I filed a claim with the home warranty company immediately. Despite having the coverage, they denied the claim, saying it was a "pre-existing condition." That’s absolutely ridiculous, considering the system was winterized upon move-in and wasn’t even operational until months later.

      To make matters worse, this company has no partnered service providers in our town. You're expected to find your own technician, and good luck finding one who’s willing to work with them. Even if you do, you're likely stuck paying a significant amount out of pocket if anything needs to be replaced. This company is a complete scam. They take your money and leave you high and dry when it actually matters. I would never recommend them to anyone.

      I recently bought a 7 year old house. We went through the whole inspection process. They inspection company gave us one of these worthless 90 day free warranties. We were in the house 9 days & I had a company out to look at a mini-split that we knew wasn't working. While he was looking at the mini-split he commented that our main HVAC unit was leaking what looked like freon/oil. I filed a claim with the warranty company. They sent someone out to look at it. The tech claims that the unit does not appear to be leaking. I don't have a high level of confidence in his assessment but that is fine.

      In the process of diagnosing the system, he realized that the capacitor was weak. He called this company & was told that he could replace it. This company had me send them my inspection report from our purchase. It was noted in the inspection report that one of the air ducts in the crawlspace was slightly pinched/restricted to go around a PVC drain pipe. This terrible company decided to deny the claim for the capacitor because of this pinched air duct. The two things couldn't be more unrelated other than being part of our HVAC system. There is NO WAY that a slightly pinched duct could cause a capacitor to start to fail.

      The worst part was that I knew they were going to do anything possible to deny the claim. These companies are total scams. They will try to get out of every claim possible. It's no different than home & auto insurance companies. I have never had a homeowners claim in 27 years but you can bet if I ever do, they will try everything possible to get out of paying. I have never & will never use on of these warranty companies. I plan on telling everyone that I can, not to ever use this company. I've been in the house 12 days & they won't approve a minor claim over something unrelated & trivial. What a joke. They can cram that warranty where the sun doesn't shine.

      If I could give 1/2 or less of a star I would. Customer service wasn't very helpful and the supervisor that called me back was basically rude and wouldn't even engage in a conversation with me. I switched to this company in November 2024 and when I went to use my AC in May it wouldn't run. It was running when I last used it and I had a previous warranty since the day I moved into this home. I had the warranty for the AC as the home was 15 years old when I bought it and had the original HVAC system. Now they won't cover it because I had not turned my air on in November or any time previously to show it worked. Like I said it was working the last time I needed it. DO NOT switch to them unless you plan on turning on every appliance and system as soon as it goes into effect to prove they work. I am also looking at their coverage limits and they won't even cover the work needed. What a waste of money!!!!

      Read these reviews and believe them. I have owned 3 properties in my lifetime and had three different home warranties. The previous two were great - they provided great coverage and great service and we kept renewing coverage on each of them. This coverage was provided by the seller of the last house we bought and we renewed it. Big MISTAKE. Our first coverage was for a 22+ year garage door opener and we had to get our own service provider who said it should not be repaired and needed to be replaced. Home Warranty INC refused to provide for replacement and only paid a fraction of the cost of replacement.

      Next we needed AC service and the company assigned to us declined the service call so we found a local contractor familiar with our property. The contractor said that our 35 year old AC unit was obsolete and unrepairable. We fought with Home Warranty INC and finally got coverage for $1000 - we all know that doesn't come close to covering an AC system. We had to have the contractor rewrite his invoice to satisfy the wording wanted by Home Warranty Inc, Next our boiler heat would not shut off and continued to heat so I called Home Warranty Inc and got approval to call the local contractor that was familiar with the unit. The contractor spent 3 hours troubleshooting the system and finally had to call tech support and disconnect the wiring to the unit and reconnect it to reset it.

      Called the Home Warranty Inc representative who spoke to the contractor and approved the service call and amount and instructed me to submit the invoice when I receive it and it would be handled. When I submitted the invoice Home Warranty Inc refused to pay for the labor and 3 hour service call because "no parts were replaced". Please look elsewhere homeowners and realtors. I have kept my Realtor and her Broker informed

      We bought a home and had the home warranty. I called a claim in about our shower. They sent out a text of their own in the area which was only one. The guy never followed through. I had to play phone tag with this company over and over for weeks. When finally they gave me the choice to pick my own plumber. The plumber came out we made the phone call with both of us here and he went over what needed to be done with the shower. The agent told me he would call me back after he talked to someone in the area. Within 5 minutes he called back and said they would not cover the claim. I told him it tore up first or second time we used the shower. We had home inspection before purchasing home. Do not waste your money on this company! It's just a scam. They do not provide the service they say they do. Just absolutely ridiculous!

      I pay for the enhanced HVAC. Multiple calls with the $100 service fee. When they tell them the problems I'm am always hit with, "We don't cover that. We don't cover that." I HAVE BEEN WITHOUT AC IN WEST TEXAS FOR 6 MONTHS STARTING IN BEGINNING OF SUMMER TO NOW and every time have been told no to them fixing it. It's ridiculous and a scam. I also have plumbing problems and they denied that as well. Good luck if you use this company because even getting the most coverage plan it still covers nothing.

      Home warranty Inc is a sham. They say they cover toilets and had me get a plumber that they wanted me to pay $100 for so I could submit a claim. The toilets needed new innards and the plumbing tubes so, after I gave them all the information they said they don't cover those parts and I said, "But that's all the plumbing to a toilet" and they said they cover the toilet but not those parts and I said, "That's all that is left is the actual physical toilet and that is not plumbing and it is plumbing that was covered" and they said, "That's right." This was after they referred me to the only plumber on their list in my area. After I called said they no longer do business with home warranty Inc and that I would get refunded when I have the work done. What a sham.

      Next I needed my water heater fixed because all the parts were going but because they said there was a water stain on the basement floor which was very old and before I moved in that it is not covered and that voids any other issues that could have caused them. What a shame! I have no idea how they are still in business but please don't give home warranty Inc one cent.
