For single-family homes under 5,000 square feet, plans range from $50.91 per month ($587 yearly) for the Essential Plan, $80 per month ($936 yearly) for the Enhanced Plan and $118.50 per month ($1,398 yearly) for the Premium Plan.

For condominiums, townhouses and mobile homes, the Essential Plan is $47.42 per month ($545 yearly), the Enhanced Plan is $77.92 per month ($911 yearly) and the Premium Plan is $114.50 per month ($1,350 yearly). Discounts are available when paying annually.

A trade service call fee is typical for most home warranties, in addition to the base price. This fee is usually required when you request service for a covered item, and it is paid directly to the contractor who diagnoses the problem. This fee ranges from $50 to $125 per service call and is due regardless of whether or not the issue is covered by the home warranty.

  • Cleaning or unclogging services required due to lack of maintenance
  • Equipment or component costs covered by an existing manufacturer's warranty, distributor warranty or other type of warranty
  • Tankless system maintenance (additional $180 charge for maintenance)
  • HVAC maintenance service outside of October 1 to April 30 window
  • Code violations or upgrades exceeding the $250 combined aggregate per contract term
  • Improper installation, repairs or modifications that do not meet code standards (unless otherwise stated)
  • Refrigerant recovery or disposal beyond the basic requirement (additional costs may apply)
  • External components of systems not specified in the coverage (e.g., external piping, certain appliances)
  • Preexisting conditions or damage that occurred before the start of the contract
  • Routine maintenance not related to a system failure or breakdown

Yes, If the original contract holder cancels the contract in writing, they are entitled to a prorated refund of the unearned contract fee, minus any unpaid service fees, benefits already paid and a $25 cancellation fee.

If no claims have been made and the contract is returned within 20 days of mailing or 10 days of receipt, the purchase price will be refunded. The refund will be issued within 45 days or Dwellness will pay a penalty of 10% of the purchase price for each 30-day period the refund is delayed.
