My mortgage was transferred to Ocwen not under my choice... I fell behind in payments due to work hours decreasing. I was made an appointment with a relationship manager. He never called at the scheduled time. I called and was put on hold six times. I was offered a repayment plan. I then had to repeat the same thing three different times to a rep who spoke broken English. I just want to keep my house and I don't feel confident at all that this so called resolution will allow me to do this.

Cannot login online to pay my bill! Has been going on for 6 months now. I have to call them with a payment and they want to charge me. I tell them no....that's not going to happen since it's their fault I can't pay online. How in the world can this company remain in business if they can't function???? My account also showing I owe an extra $500.00, but it's not for late charges as I haven't been late and no one knows what this is for. Needless to say I'm not paying it. It has been on my account ever since Ocwen took over GMAC.

I have been in my house for 16 years. Lost my job and started getting behind. After working with Ocwen almost daily I have officially lost my house today. They have given me false information to me time and time again all the way up till 30 minutes before the auction. I called three times this morning and got three different answers. First call said a 30-day extension WAS granted. 2nd call.. a 30-day extension was requested but no answer back yet. 3rd call... the 30-day extension was denied yesterday. All three calls were within an hour and a half time period. Do not believe what they say. Get it in writing if you can.

I am on a bi-weekly payment plan with Ocwen for my house loan. This way, I make 26 payments a year and the last two payments are supposed to fully go towards principal. However, Ocwen does not automatically do this and, unless you continuously check your balance and call them, they deduct interest from those payments just like regular payments! So you end up paying unnecessary interest to Ocwen every year. Even when you call them (which I have done a couple of times) they do not correct it immediately. In my last experience, "after one business day" has not happened after 15 days. It's very hard to believe that they cannot identify this automatically.

I have my insurance and taxes escrowed into my monthly payment. My homeowners insurance was cancelled in November for non payment. I had to drive 40 miles to the insurance office as well as come up with $350 before christmas, pay late fee penalties and a higher rate for the year so I could be reinstated because no one else would insure me because I was cancelled due to non payment.

My loan was sold to and is now serviced by Ocwen without my permission. I am a disabled retired veteran and refinanced under the VA loan modification program. At the time of my refinancing, I ask if my mortgage would be sold and was told it would not. Yesterday I was in the process of having my taxes prepared only to find out that the W-2 I received from Ocwen only covers one-fourth of the year the last quarter. I tried to call them to get the information required to complete my taxes only to find out that not only did the W-2 not cover the full year, it also has the wrong Social Security number on it. When I asked about my W-2, the agent refused to talk to me because my Social Security number did not match what was on the W-2 so my husband who is also listed on the W-2 talked with the agent and verified that this was indeed me.
The agent said I would need to send them my Social Security card to get their mistake corrected. I ask where were they located and they told me India. I informed them that I would not be sending my Social Security card to them and that they made the mistake and they need to correct it because my last year W to hit the correct name, address, tax ID number, account number, and my Social Security number. They informed me that this could take a few weeks but I need to send them additional paperwork. So here it is mid-February and I did not have the proper documents to file my taxes from Ocwen.

In July 2014 Ocwen foreclosed on our home for no justifiable reason even after we sent them the 2500 dollars they demanded. We had no idea why we owed this money but in order to keep our home we paid it. They foreclosed anyway. Is there anything that can be done?

A couple years ago. I went through a hard financial time. First off they advised me to do a mortgage adjustment. Which was the worst experience of my life. I almost lost my house just following their instructions. I did manage to get everything fixed and taken care of. But, I planned on leaving PHH as soon as I could. I knew I needed one year without missing any payments. I set myself up with the automatic biweekly payments. They take the money directly from my checking. It has been almost a year and a half now.
Well I went to apply for a loan yesterday to get the rest of the windows replaced in the house. They immediately notify me that PHH is reporting that I am 60 days late on my house payment. Which can't be because they just sent me a check where they had withheld too much money in my escrow account. So I guess refinancing the house is out of the question until this is resolved. I hated PHH before and this doesn't help. Someone please close them down. They are ruining people's lives.

In November, I got notice from my homeowner's insurance I was going to be cancelled because they didn't get payment. I called Ocwen, they told me I wasn't escrowed for insurance. After 4 days of talking to several people, they told me I was coded wrong and they would fix it. They did pay but it was late, and the wrong amount even though my insurance co. sent bill two times. They paid 250.00 too much. I got refund from insurance then Ocwen paid it a second time again the wrong amount.
It's now Feb. and my escrow is still not right. I even have an advocate working on it but I am getting nowhere. I sent all the money back to them. The bill has been sent five times and I got my new escrow statement today (third one since Nov.) and they still have the wrong insurance amount. You can't call customer service (that is a joke) and they do disconnect from you. At this point, I don't know what to do. I have never had this kind of trouble.

The poor training out of country representatives from Ocwen took my house in foreclosure. In month and half my amount due went up from $3500.00 to $7200.00. Been $1143.00/month and I only was late 3 payment. Unreachable amount in short time. After Jan 2013 my last payment made it to Ocwen. I call then in April 26- late in 3 payment cause I was force to do major repair in heat unit.

One week later I call them back and now my due amount is $5200.00. Indian representant offer me same help but I ask to speak to manager in-charge ( ** ). He say that he will note my account. Then I call and am trying to pay Monday 20. I call Ocwen to pay with extra money I make over weekend in construction and Indian representant inform me that my due amount is $6500.00.

Indian representant inform me the amount owed now is $7200.00 and one minimum of $6500.00. I have long conversation with them asking the reason and also help to clear this. But they only say that “I will stop the late fees and note your account the terms of payment.”
JUN 3 day before foreclosure of my house I call Ocwen with money borrow from my mom family and going to pay from Western union. I call Ocwen because I need the city code. In this case after giving my information representative talk me the amount owed was $7500.00 different amount from last call in. Any moment they offer me reinstatement quote or different ways of help. This last representative note my account. But all what I was leaving was unbelievable. I didn't know who to call anymore. 3 weeks after lots call to the headquarters in Palm Beach, I decide to hire lawyer with that money which he submit lawsuit in August. 30. After weeks the lawyers from Ocwen propose me to clean my name. Ever since Ocwen purchase Litton Loan servicing and about the second mortgage reduce to $1000.00 from $3200.00.
I talk my lawyer that I will be strong in what I want and that was my house. Ocwen move my case from state court to federal court. Making even more complicated to win there. That is what my lawyer say in that time. He want more money but I didn't have the amount he ask me so he drop off the case. He talk me that Ocwen was creating lots problem in the south. I call general attorney Office. Fill out complain I fill out complain in cfpb and I won’t stop till somebody help me and my family. I was hoping that my last boy born in my house. But they didn't help me the way they always say. My wife was pregnant.
In Sept of 2013 I went to the hospital for work accident I did have. Didn't have no money, lots bills to take care, pregnant wife and 3 kids to worry. Ocwen really kill me and put me on the spot to suffer only because the way to handle the customers help. For 7 long years I was stopping me to buy something for my family but my mortgage was first. This is the worst company I have ever had to deal with. Trying to do a modification with them and they said the only deal they can offer me has a balloon payment. I feel I need to do this because I can not come up with the amount I am behind. Customer service is terrible when you call them. You can not understand them. I also send a payment in on jan 14 for a reinstatement of a second loan and they never processed the payment.
So I call and am told that the refused payment because I mailed it and didn't send it western union...WHAT! You have the payment right there but instead they said they will email the payment dept and tell them to send me my check back (now this is almost a month later). So I should wait until I receive my check back and then greens it western union. So in the meantime I will probably receive a late charge for feb cause they won't accept a monthly payment until the reinstatement is received. Wow, what a bunch of **. I have been struggling with this company for years after my loan was sold to them. Never had a problem before Ocwen. I recently divorced and got a couple of months behind on my mortgage. I did attempt to catch up by sending extra payments and they were returned with letters simply stating that they wanted the full amount owed and nothing else. I started modification process in OCTOBER 2014 after they refused any payments from me. Kept getting letters stating they needed certain documents from me that I had already sent, and then would get another letter a week later.
I kept sending the SAME docs over and over. I asked that all correspondence with me be in writing and have received nothing other than letters stating my missed payments, etc. I received two appraisals within a week of each other with a $20K difference in the appraisal. Calling this place gets you nowhere because no one seems to know what is going on and you can have an entire conversation with someone one day, have to talk to someone else the next day and there is no record of the previous conversation.
I am now MONTHS behind because they won't even take regular payments from me while I wait for a modification, my credit is back in the toilet and Ocwen is useless in helping. Impossible to get away from them as they ruin your credit!! I have had all kinds of issues in the past where they were not paying my taxes, which I pay as part of my payment and they go in an escrow, and got a notice that my home would be auctioned for back taxes. Again, no one at Ocwen knew what was going on. This company is a nightmare. I am so close to walking away from this house, it isn't even funny. I was raised to pay your bills but they will not LET me make any payments at all!!! I could have been caught up by now! I would love to be part of a class action suit against this place.

OCWEN is a terrible company. I've been trying to remove the mortgage PMI for nearly 5 months and unable to do so. They keep giving me bogus reasons not to move forward with the review. 1) they said I used a non qualified appraiser. Come on. I used their recommended appraiser service PCV Murcor to appraise my house. 2) they said they could not find the appraisal for 2 months. PCV Murcor confirmed they faxed it in and verbally confirmed with OCWEN rep that they received the fax. 3) They then reviewed the old appraisal in 2013 and said not enough equity. 4) They then said the LTV is not enough. Come on. I spent over 70k fixed up the house which was appraised at 560k while the loan amount is 398k. 5) I keep wasting my time to call them and finally talk to their so called manager from the "Research department" to review the case.
They came back and said oh your loan is not two years old yet. NONE of the notice, paper works they sent me or during the conversation have this information. They said it's California law. They said I have to wait another 5 months then reappraise and reapply. I have this conversation recorded. They failed to tell me all the requirements or so called hidden requirement. Or they work together with the PMI provider to get customer money as much as they can. Complaint will be filed wherever possible. I am planning to take them to small court too.

So...I am having the exact same problems as everyone else. Prior GMAC loan sold to another company and "serviced" by Ocwen. I have made bi-weekly payments on my house for 10 years, ALWAYS staying ahead on my payments. Since Ocwen took over, I have had to call every other month to fix my mortgage payment and not be past due on it. They ALWAYS apply one payment all towards principal, and don't count it towards my payment for the next month. I didn't have this problem a year ago when it was serviced by MIC.
I called their service center and was told by the representative that I need to make just one payment a month and I should change how I am making MY payment. I don't know how I can try to stay ahead and they just kick me and tell me that I am past due. Doesn't seem right...Where's the lawyer in the room ready to start a class action lawsuit? I'm in!

I too have had all the same problems with Ocwen. This started for me in 2009. I really thought they would look at my bank statements and life would go on. Boy was I wrong! I am a veteran, recently separated from the military. I filed for mortgage rate adjustment due to my lower income. Oh yea, I filed this nearly six months ago. This is how you waste your time.
Call Ocwen and request paperwork for loan adjustment. Receive paper work, fill it out, mail it in and wait. After three weeks receive a phone call saying they need more paperwork (e.i. VA proof, checking account screenshot (which they shouldn't need, pretty personal to see what you are spending money on, one would think proof of income was enough)). Send information via email. Wait four weeks and call to see what is going on. Resend the information that they lost and DID NOT follow up on. Wait six weeks. Call again.
Meanwhile, you CANNOT speak to anyone who can do anything to your account, you had toe set up and APPOINTMENT??? Each one was set for more than a week out. Get behind on mortgage in the meantime, since it has not been adjusted. Get frustrated and give up after five months.
Here are some FACTS that show complacency and lack of customer care. I was on the phone a few months back for three hours because they could not find my loan information. They didn't seem to care that I wanted to know where my money was going if they didn't. They never found it until I called back two months later. You need an appointment at least 10 days out just to follow up on your loan.
I received late fees for my payments because I did a silly thing and trust their confirmation emails EACH MONTH THE PAYMENTS WEREN'T MADE. I confronted them and said the fees should be waived seeming as they sent FALSE EMAILS INDICATING THE PAYMENTS WERE MADE. They said no. Not even for their on complacency. If you ask to speak to a supervisor, you will be put on hold for 10 minutes, then told that there are none available to talk. And you'll be transferred to someone who will tell you the same thing.
They will send emails saying your payments are made, when they aren't. Then charge you late fees. I have to stop writing this because I am close to breaking down. After all, my loan has NOT been adjusted. I have an appointment (surprise) to speak with my loan officer (that constantly change so you have to repeat your story to each one). Needless to say, I am looking to refinance with someone else, oh yea, they don't offer refinancing. Customer Service Agent numbers of the two rude individuals I dealt with. Female - ** Male - **.

My loan was serviced by Ocwen without my permission, as banks are allowed to do, and right away, I started having problems: I pay 3 payments at a time due to being on the road for a living. This was never a problem with IndyMac bank. However, even with instructions on the payment coupon, every payment goes first to interest of the first month, and all the rest goes to principal, and then I would owe them another payment the following month, which I am not able to do since I am on the road and can't bank. Then I am required to call customer "no-service" and talk for a half hour with somebody from India who I have to tell the whole story to, and then they fix the problem "permanently" by adding notes to my account info.
This month, they applied the correct amount to the first month's payment, and the rest to INTEREST!!! This time I demanded first to speak with a supervisor, as every time in the past the agent tries to avoid having the call transferred to a supervisor. I was told the minimum wait time is 24 to 48 hours. This is getting ridiculous! Why do we have to do business with banks we did not agree to do business with? Especially when they try to rip us off at every opportunity!!!

I asked Ocwen last July 2014 to approve a short sale. My realtor and I had worked months to find a buyer for the house and once we had a buyer and a backup buyer we assumed our short sale would be approved. Unlike others, I have severe health issues that are keeping me from keeping my home. Seems like I did everything right. I love my home and when I found out I could no longer take care of it, it was important that my home be gently passed down to someone who could take care of her. Well...Ocwen has "lost my paperwork" 3 times. They have declined a modification, insisting I have enough money to pay my mortgage (I never said I was poor).
The home has been maintained in immaculate condition despite the fact that I spent 8 months last year in 3 different hospitals and a nursing home. But I have been delaying more surgery, waiting to close on this house after 8 months and hundreds of phone calls to people who barely speak English. I am old, sick and tired. My buyers have graciously accepted to extend the closing date 3 separate times. We are now about to ask them to do it again...and I fear my realtor is also ready to throw in the towel. I don't even live at the home anymore but I might have to just to keep out squatters and break-ins.

When I called to find out what that was about they could find no record of the form being created or sent to the IRS. Since I've had the mortgage for 11 years and have never made a late payment, I'm not sure what debt they've forgiven. Since my understanding is that these 1099-C forms are actually considered income, I'm more than a little upset about this. The WORST mortgage company EVER!!! I bought my home back in 2007 and went through three mortgage companies without a problem. Was able to get a loan modification through AHMSI and still never had a problem. Then my loan was transferred to Ocwen. Let the fun begin!!!
First, my payments did not ever go to the payments. Payments went to some suspense transfer or suspense payments. What is that?? Second, when you call to Ocwen (some country in Asia) they NEVER offer any kinds of explanation for the suspense thing (even though I asked). Third, random amounts are sent to the principal and it usually is the lowest amount. There is not any rhyme or reason to how this company does business or continues to stay in business. What is funny (but not really), is their CEO or something was having legal problems back in November and December of 2014 and stepped down. Hmmmmm I see they're a criminal enterprise and as such the federal government needs to take them down.

In December of 2014, during an annual review of my Hazard Insurance, I modified my policy which dropped my insurance premium by $1,400.00. My insurance company notified PHH of the decrease in premium payment due for the upcoming year. However, PHH ignored this information and sent my insurance carrier a check which included the $1,400.00 overpayment.
As a result of PHH paying this additional amount, they sent me an Annual Escrow Statement informing me my Escrow account not only had a negative balance of $1,400.00, but based on what the amount was they paid to my insurance carrier, they were increasing my Escrow payments for 2015 to cover the projected premium increase. Here's how that worked out: (Note: None of these amounts reflect a change needed for an increase in property taxes, as the taxes remained unchanged.) Current Monthly Escrow Payment: $ 208.47; New Monthly Escrow Payment: $ 249.14; Escrow Shortages Payment: $ 74.58; TOTAL NEW PAYMENT: $ 323.72
Needless to say, when I received this information (12/8/2014), I immediately contacted PHH. And the trouble began. First, they told me they had NOT received a premium overpayment refund from my insurance carrier. They continued to tell me this when I called them, every two (2) days, until 12/29/2014, at which time they informed me they had received the refund. This, in itself caused me great concern, as my insurance carrier had already informed me the check to PHH was presented to, and paid by, their bank (which also happens to be my insurance carrier, USAA), on 12/11/2014.
To make matters worse, PHH informed me the receipt of the refund would NOT alter the payment due for January, 2015 (which is now $323.72 higher than the payments I made in 2014), until I requested, and they completed, an Escrow Analysis. So, on that date (12/29/2014), I ordered the analysis. And for those of you who may be interested, don't try sending them a mortgage payment for the "pre-screw up" amount (as I did). They wouldn't credit it to my account, and they called me twice a day, everyday (including Sundays), until I sent in the additional $323.72.
In late January, 2015, I received a notice from PHH that the servicing of my contract was being transferred to Nationstar Mortgage, LLC on February 3, 2015. As of this date (02/06/2015), not only does Nationstar Mortgage NOT have my mortgage in their system, but PHH informed me today they had NOT completed the Escrow Analysis, which, when I requested the analysis (12/29/2014), they claimed would be completed in no more than ten (10) days. Therefore, I was forced to pay PHH (since they still had control over my mortgage), another mortgage payment, which included the $323.72 increase.
So there you have it. In the last two (2) months it has cost me an additional $644.47 in my mortgage payments. But not to worry, PHH's borrowers are not the only ones they're screwing over. When I asked them today when I would get a refund/credit for my two (2) overpayments, I was told they would forward the Escrow Analysis to Nationstar Mortgage when it was complete, and Nationstar would be responsible for issuing a refund/credit. How convenient, since PHH collected the overpayments PRIOR to actually releasing my contract to Nationstar, which means, under the law, they are NOT required to forward any payments received to the new service provider. So Nationstar is forced to issue a refund/credit from their own funds. I wonder how many other borrower's contract have they manipulated in order to screw new service providers.

With financial trouble we all face and trying to save our homes, it's hard to believe that your mortgage company refuses to work with you and or find other loop holes to deny your applications 5 times and still encourage you to re-apply. We fell behind on our home owner's tax 3 years ago due to bankruptcy. Our mortgage company PHH decided to add the tax on monthly basis based on 3 years, which made our mortgage $800 more than we can afford until 2016. THANKS! While trying to feed our kids cup o noodle soup. With other financial obligations we have credit cards, utilities, doctor bills etc we fell almost 3 months behind. PHH doesn't care, they said I needed to come up with $5000 in order to not go through with the foreclosure. So here I went borrowing from everyone not knowing how I can repay just so my family and I do not end up on the Street. I am hoping to be able to catch up and refinance through another lender in near future if God is willing. PHH has been my nightmare.

I am a 78 years old woman who bought a house with my son-in-law. We original had a loan with Saxon Mortgage and was able to refinance our loan with a lower rate. We were so happy our loan payments were going to be lower to an amount we could actually afford. They quickly ended because as soon as we refinance our loan was transferred to Ocwen of course without our knowledge. We didn't receive any letter of the transfer just that we now have to pay Ocwen the money. Well the first three months were ok but then Ocwen kept going up on our mortgage! We are back to our original loan payments before we refinance. This is crazy!
Our refinance note states that we were at a fixed rate and can't go up on our loan for at least 10 years. I outrage and at this point don't know what to do. My son-in-law works two jobs and I am retired. He has four children and his wife is a stay home mom (who is now in school). We are struggling to pay water bill, electric bill, gas bill and keep food on the table. It's a shame how this happen. I almost 80 and afraid that I will leave this earth and leave my family in turmoil and in debt. I don't know what can be done with this company. The reps kept reading off of a "script" At one point, they said: "Your loan has been transferred, after Sept 14 2014, please don't send additional payments to Ocwen."
Well, no kidding. It's January 2015. I want my 1098 Mortgage interest statement. I was told by 3 different Reps that in order to obtain the form, I had to send my Social Security Card to a fax #. Right, so someone in India can sell it on the black market? I explained this has never been something I needed to do to obtain a form that they are required to send to the IRS by law. FINALLY, I found a # in Florida, and I called the corporate office. A woman was able to email the form to me today. I hope to God I never have to do business with these people again. My Insurance Agent Sherrie ** of Capa Agency interceded and corrected the error at Rutgers Casualty Insurance Company (American European Insurance Group), and we both immediately contacted OCWEN Insurance Division at the given telephone number, 866 317-7661.
Under OCWEN's agent's advisement I called this division back on 12/10/2014 in the morning and followed up in the afternoon. I was told the check was scheduled to be generated by 12/12/2014 and would be overnight mailed to Rutgers Casualty in advance of the deadline. On January 1, 2015, I received a notice from Rutgers that my insurance had been cancelled because of late payment by OCWEN. They enclosed a copy of OCWEN's 12/18/2014 check # ** for $2,950.00, which Rutger's received on 1/2/2015 and they returned to OCWEN.

January 2015, received a 2nd notice of no flood insurance with the "threat" that they shall purchase insurance if I don't have it, "please provide declarations page." Called again, got Mohammed on the phone in India, because this is were it's outsourced to.... of course India doesn't know about flood insurance... they don't have floods! We finish our call, my agent calls me to confirm they have faxed the document.
January 29 I get a letter that I am in violation of my loan by not having flood insurance policy, they have "provided" one for me (double the cost I usually pay)! So that's when I started falling behind on my mortgage. At this time, I was only receiving rental income which was sporadic, not what my tenant was supposed to pay me. My original mortgage company was Bank of America, but I was switched to Ocwen but not by choice.
Ocwen Loan Servicing claims to help homeowners save their homes, but they don't. When I first received a foreclosure notice, I called Ocwen and they told me they would mail me a loan modification package for me to fill out and mail back the completed form and they would schedule an appointment to speak with a relationship manager on the phone.
When the relationship manager called me, she said I needed to send out more documentation. So I sent out the documentation, but after they went through the process, I was denied the loan modification. A year after, they put me on a 3-month trial payment plan and when it was over, I tried to get a renewal but was denied. The last thing was to fill out a form for a short sale and that was denied. I was advised that I could reapply for another modification. I completed all required documentation, submitted it all and was denied. I had to call THEM to find this out because they told me they are not allowed to call customers without a scheduled appointment and cannot e-mail a response to a customer's e-mail.
Now, they tell me I owe them $16,000 because my loan is in default due to the modification. They say I owe them the difference between the modification payment and my regular payment. I signed nothing agreeing to this nor was I advised of this when I originally was approved for the "unemployment forbearance". I am now denied ANY type of modification, although they cannot explain to me why in any language I understand! I did review the online criteria for a HAMP modification and I DO meet them - all of them, yet they say they I am denied.
I asked for additional help and no one knows what to tell me! They did say "Although your loan is in good standing, you have never been late or missed a payment, you can be foreclosed on any time without further notice." In September 2014, an all-cash offer was made on a property mortgaged with PHH Mortgage in North Vernon, Indiana. This (short sale) offer has been pending over four months and we cannot get any answers from the seller or his agents because they cannot get any answers from PHH. A local title company advised the property was posted for foreclosure at the Jennings County courthouse on Jan. 12, 2015. Other complainants in this thread stated PHH went ahead and foreclosed on them while allegedly they were in the midst of loan-modifications/workouts. It further appears that post-foreclosure, over time, PHH conveys foreclosed properties to an auction company for disposal but this process could take months. We were told the day we first toured the property with our realtor that PHH had changed the door locks the day before we looked at the house. (Is that legal?)
The realtor had trouble getting us inside but somehow got in through the back door. Two thousand mile trips have been made from DFW, Texas to North Vernon and over a thousand dollars already spent for gas and lodging. PHH's attorney representing the foreclosure procedure is Zarksis ** and I have attempted to contact him without the favor of a reply. I understand privacy restrictions forbid him to discuss a pending foreclosure with a 3rd party but you would think he could at least say our offer would be considered IF a foreclosure were to happen. I've tried to line up a realtor as a buyer's rep for us in North Vernon but they all say our offer has to go through the mortgagor through his realtor-agents and not directly through PHH. I have no way of knowing what PHH has or hasn't told him and his realtors cannot tell us anything except he is "working with his lender".
We are 100% OK with that but if PHH forecloses, (and at this point that appears certain) the realtors and the former mortgagor are immediately out of the picture and cannot sell something they no longer own. If anyone knows, who or how could we negotiate directly with PHH once a foreclosure has taken place? A relocation to North Vernon, IN has been put on hold now for 4 months and no one can provide any answers (least of all, PHH Mortgage). I feel for the poor souls who put their trust in this firm, it seems not to care even if they could make more money by negotiating a sale. (Again, all-cash; a proof of funds letter is part of the offer) I'd welcome any suggestions but please don't advise giving up as the time, money, and effort invested thus far are substantial. I'll post an update if anything changes.

Five months ago our flood insurance charged too much from our escrow. The mistake caused an escrow shortage and a higher monthly payment. The flood insurance attempted to refund the amount to Ocwen but after several weeks of claiming the check wasn't received... a stop was put on the check. The refund was then sent directly to me. I then mailed a personal check certified mail. The check was confirmed delivered 5 weeks ago and once again they claim it wasn't received. They instruct me to call every 3-5 days to get the same run around.
Today they called me to inform me they received the first check mailed 5 months ago with the stop on it. Way to go Ocwen! My mother mails her mortgage payment to Ocwen every month. In January 2015, Ocwen wrote her a letter claiming the payment had not arrived. She immediately contacted them (the letter arrived after business hours) the very next day & spoke with heavy accented man whom identified himself as Nithin. He confirmed the payment had not been received & suggested she pay $19.50 to make an electronic payment. My mother agreed, the payment was made & she was provided a confirmation number. Nithin then suggested she contact her bank & place a 'stop payment' on the check & promised Ocwen would not attempt to present the check for payment as she'd now paid her January 2015 payment.
The next day she was notified by the bank that Ocwen had attempted to present BOTH payments & the bank refused both as suspected fraud. I contacted Ocwen & the representative insisted that this normal practice. I asked why Nithin misled my mother & the representative keep trying to coerce me into having her sign a loan modification & asking why she was having problems making her mortgage payments. I tried repeatedly to explain the problem & he kept saying the same thing over and over as though he were reading a script & didn't understand English.
In the meantime, we'd contacted the bank & they lifted the hold off ONE electronic payment. I then authorized the payment & Ocwen attempted to charge ANOTHER $19.50 fee to which I refused. This was their error. They acquiesced & the payment was made. Ocwen then applied the payment to December 2014 & began insisting my mother was 42 days behind because they didn't receive a December 2014 payment. They then placed me on hold & came back with yet another story that they'd received it as an electronic payment but my mother had called them & reversed it, so they subsequently sent the money back to her.
By this point my mother was livid. She does not make electronic payments but chooses to pay her bills by paper check. She was adamant she'd not paid them an electronic payment except for January 2015 at their insistence. I then contacted her bank to get a list of the last 13 payments to Ocwen so that I could see a year's worth of payments. Sure enough they'd received a CHECK payment EACH month & cashed each and every one with the exception of January 2015. I contacted them again, got another heavy accented person who appeared to not have command of the English language.
I do not speak any other language, no communication was happening, I was extremely frustrated & insisted on speaking to a manager. He promised he'd have the research department look into the missing payment & contact me back in three business days. Two days later my mother receives a demand notice in the mail and a loan modification application. I contacted them on the third business day just prior to close of business. I insisted on speaking to another manager. At first the agent tried every excuse to dissuade me, but I remained firm & refused to discuss the situation with anyone except a manager.
A manager finally took the call 42 minutes later, stated he'd emailed the previous manager & been told there was nothing to report yet. I asked why my call had not been returned & he stated because it takes [now] FIVE business days. He stated the account was only 22 days past due because of the electronic payment in January. I asked if they were reporting her negatively to the credit bureau & they said "no" but were going to in a few days. I insisted that was not fair in that she was not behind, they'd lost a payment. They said until it's straightened out they'd report the account negative.
I explained she was going to attempt to refinance the home as we were tired of dealing with a company obviously not familiar with the US laws & based in India not the US. I felt (and still feel) this is an attempt to prevent her from refinancing with USAA at a prime rate in order to keep the account. To date, the problem has not been straightened out & we are going to attempt to refinance prior to the negative info is reported. I don't understand why the US will not rein this company in. They purchased our loan. We never agreed to do business with them but couldn't afford to pay the mortgage in full. We'd not experienced problems & therefore just paid the mortgage and some extra on time each month in an effort to get done dealing with them. Now they've stolen over $800 & are refusing to correct their error.

It took a second phone call to resolve my issue and that rep told me if it was easier to call back to make subsequent payments over the phone for no additional charges. Well when I called the next month they told me that wasn't true and they would have to charge me for making the payment over the phone. They have been trying to work with me but it is not in a timely manner or they put me off onto many people and I don't know what is going on from one point to the next. I want to keep my home. I had forgotten to pay my mortgage two days after its due date of the first of the month, then made the payment online. Nonetheless, I received a collections call on the third day. I have a very high credit rating, the account was not beyond the date where it would have been considered late, so it was hard for me to understand why collections was calling me. During the conversation I explained that I had paid online. The woman told me that she could not see that a payment had been made. Fortunately, she accepted my explanation. There is no reason for Ocwen to make a collections call when the account is not past due.
Additionally, in the other dealings I've had with Ocwen, it has taken multiple phone calls to resolve issues. For example, I wanted to set up an escrow account. Following the instructions on their website, I provided the required letter and documentation by fax. That was "never received". I sent it again. I didn't receive a response and had to call again. The person I spoke to couldn't find the information but said that he would contact the appropriate department, and that I should call back. On the third try, I was finally able to confirm that the documentation had been received. Regarding payments on the website, there is no way to make an additional payment into the escrow account. There is an additional payment blank on the form, but there is no way to designate how that money is distributed.
Lastly, I don't trust how payments are made to my mortgage loan. It seems to take at least two days before the money is credited to the loan, which makes me wonder if they are accruing interest during the time that the payment is not credited. This company is definitely not committed to its customers.

My total taxes are approximately $8900 per year, Ocwen insist that the total tax disbursement were over $10,000 even though I get a copy of the taxes!
So here I am again, fighting to get my escrow lower to the correct amount, fighting to get this shortage removed and just trying to keep from losing my mind dealing with this bamboozling company! Oh and for some sanity, request to only speak with U.S. representatives, because their overseas customer services only reads from a script and never answers a question correctly. To say I hate this company is the biggest understatement. I would rate minus 5 stars but not an option.

Ocwen is by far the worst company I've ever dealt with. I had to argue for four months to get a refund of my homeowners insurance because Ocwen didn't pay like my previous mortgage companies did although they never lowered my monthly payments. And apparently keeping records of statements is not a concern. Only records available are for 4 months. How is that even legal? If I had a choice I'd rather take a loan from the devil.

My original mortgage holder went bankrupt and was taken over for awhile by the FDIC. Sometime ago, this mortgage loan was either sold to Ocwen loan servicing or bought by Ocwen loan servicing. I have always had my mortgage payment and my taxes included in my payment to the mortgage holder. Never been late with a payment. Well, since Ocwen took over, my school and town taxes are not being paid in a timely fashion, accruing interest and penalty charges. They are now not paying the taxes at all. My school tax was due Oct. 2014. It is now mid Jan. 2015 and they still have not paid this.
I have made about 25 telephone calls to them about this problem and each time spoke to someone different who assured me this would be taken care of immediately. As of late, I spoke to an escalation manager who was looking into this and was told she could not give me an answer as to why the taxes have not been but would get back to me in three days. No callback, so I called her direct line and got voicemail. Left her a message. She called me back with so-called good news. A check in the amt. of 1,800 was cut today for taxes that are not due for two months from now. I asked why the school taxes have still not been paid. "Her computer was slow". She could not say.
They have still not paid these taxes which amount to 2,400 until Jan 31, 2015. After that there will be 5% interest added on. Why are they refusing to pay these taxes? I have paid them each month escrow money for this. I still have no direct answers and I am getting so frustrated dealing with these incompetent people. I need some kind of help because nothing is being done about this. Time is wasting and all I'm getting is the double talk. And lack of knowledge from people who deal with my money. I did not ever have this problem with my original mortgage holder Indy Mac or the FDIC when they took over. To date nothing is being done.

I am licensed insurance agent. When our homeowner insurance policies come up to be renewed, some are billed to mortgage companies. While no mortgage company is easy to work with in this aspect, Ocwen is by far the absolute worst. I have an account that actually cancelled for non-payment because Ocwen was unable to get their data together. It took several calls back and forth for almost two months to actually get payment. A word to the wise... if your loan is sold to Ocwen for servicing, run!

We made our scheduled mortgage payments to Ocwen in November, 2014. We have bank statements and transaction records proving the payments. Ocwen insists it didn't receive the payments and is now delaying an investigation. We have been charged late fees and have been reported to the credit bureaus. Only after filing a formal complaint to the Consumer Financial Protection Bureau did Ocwen begin to take this seriously. Ocwen's so-called "Office of the Consumer Ombudsman" keeps sending me letters (3 to date) with a new goal date for the resolution. I've tried many times to contact that office, and nobody answers and nobody calls back. Ocwen's "contact us" link on its website doesn't work either.

However, when I look at the statement, there is NO $250 payment indicated. The payment is MORE than $250. Now, they are showing my account as delinquent. When I logged in to pay bills around Dec 31/Jan 1, the amount due was showing as $0 so I did not make a payment. So, I pulled my full statement. It only shows payments... no charges. How can one analyze it? They obviously do not want you to!

I was unlucky enough to inherit Ocwen through GMAC's collapse 2+ years ago. Since day one of transition, I have been littered with billing issues that seem to be deliberately engineered. It appears as though they create problems so that they can tack on additional fees. I have not missed payments and I'm already been hit with close to $500 in additional fees. Don't bother wasting time trying to fix anything; the second you think you've solved these mysteries, a new problem appears. I have $1800 sitting in an account they call un-applied/suspense and I cannot apply it to anything. Ocwen, incompetence is not an excuse.
Ocwen has also been deliberately leading me from understanding what my new payments will be from anticipated rate changes and loan balloons. If you ask them before a change, they will tell you not to worry about it, the payment will be the same. I've received formal amortization schedules from them that show this specifically. It does not appear that a loan Modification is an option with them, doubt anyone qualifies. I've been trying for two years, meanwhile my second loan through Wells Fargo qualified for HUD years ago. They are eating me alive and there's nothing I can do.
I would recommend taking detailed notes of all conversations and cover yourself when dealing with these guys. It is a shame that a company can like this can assume our property notes and act in such a manner. Justice cannot be met fast enough.

I have a mortgage with PHH Mortgage in Mt Laurel NJ and I am in the process of paying it off (with another lower interest loan). So I send my cashier's check via certified mail to the prescribed address (above) on Dec 24, 2014. A week goes by and I notice my account still has a $36,***.** balance so it is not paid off as I would expect. In the meantime, I have made several calls (and beware-the calls go to the Philippines) they say they have no record of receiving my check. I finally get the people at Mt Laurel, NJ and they also do not see my check. Meanwhile, I am very concerned and have initiated communications with the Senator, Filed a complaint with the Attorney General, and also the New York State Dept. of Financial Services, and attempted to stop payment on Jan 16, 2015 (yes-it's been two weeks with no sign of my payment) and yes- we find the check was cashed by someone.
During the course of this and prior, I obtained proof of: my check number, a picture of my certified mailing, signature of the receiver at Mt Laurel facility, and a copy of the "cashed" check as deposited on Jan 2, 2015 by PHH Mortgage! I did notice that someone scribbled my account number on the memo-area of the cashier’s check and it was not my writing - if I recall correctly, I neatly wrote my account number on it.
Furthermore, after many other unmentioned tasks, PHH Mortgage finally said on Jan 16, 2015 that they deposited my check in someone else account and will reverse the charges to my account and honor the January 2, 2015 receipt of the check and will consider that my payoff date. At this time (Saturday Jan 17, 2015) I have yet to see my account as paid off-understanding it is a weekend and they should have the offices open on Jan 19, 2015 to complete my pay off and send me a copy of the lien release.
In conclusion, my question is: what about other people that attempt to pay off a loan like I did? What protection will they have? How can this be avoided? What if I do not have the fortitude and know-how to navigate the web, consult with institutions, make cold calls and other skills it takes to track things like this? Who would have looked out for me if I did not push through all of the obstacles? Who checks the hand of the bankers at the level in which I had to? These are the errors (or crimes?) that dishevel our security. Who accounts for our losses? Although, not as bad as it could have been. My family and I had to chew on: a week of mental despair, for me, a day off from work and a few days loss of time with my family due to the footwork, writing, phone call, etc...

In the process, Ocwen took over the loan and then all hell broke loose, but I took on a new job that paid better and worked all the over time I could to pay my bills to get my credit score back in line and was able for a refi. But the interest was still high but I was able to swing it with overtime.
That loan was for $129,000.00 but one month after the loan was approved I was laid off and 5 months later I had a heart attack and fell way behind... I healed up and was able to find a job that I could do with my heart issue but it paid half of what I used to make, so got further behind and ended up filing bankruptcy and with my low income was eligible for a low interest HARP loan but still could not swing the payments because my pay off went from $129k to $156k due to all the fees Ocwen tacked on like foreclosure fees, appraisal fees and numerous other fees my attorney never heard of.
When my attorney contacted Ocwen (and I use that term loosely) and demanded proof of these fees, they never responded back which I believe she has a lawsuit against them for not responding with in 30 days(?). In the meantime I kept getting behind and Ocwen contacted me again and offered another work out program, dropping my interest rate from 5% fixed to 2% fixed and when asked about the over $20,000.00 fees they added on to the loan, I was informed that if I made my payments on time after 3 years, that $3000.00 would be taken off the loan until the fees were gone! That was 7 years ago and it has yet to happened and am still showing delinquent on the loan and when extra money is sent to them, they deduct it from the so called foreclosure fees on my statement rather than taking it from my principal even if I fill the spot on the statement stating to apply the extra towards the principal!
This is getting very old. The payments keep going up to so called increased escrow fees even though my taxes have only went up a $100.00 a year once since this loan and did not raise in 2014 because I found a cheaper mortgage insurance by dropping my coverage down to the minimum which I doubt is enough to replace my home but had no choice and wonder what excuse they will have this year to raise the payment again(?).
Help, I am at a loss. I am 58 years old with a heart condition that did help me get approved for the refi but still owe $146,000.00 on this loan. My credit score is in the low 700s but who will touch me or who can help me get a loan and get all these fees erased so that I can get the payment down enough that I will be either be able to pay it off or have a payment low enough so that I can retire by age 67 and be able to enjoy my retirement!
It stinks. I think I have paid my dues. My loan at the time of my divorce was $89,000.00 and 10 years later owe $146,000.00 and have not been able to afford to buy the things to take care of my heart because of having to give almost half of my check to these crooks! This is the United States of America, what's wrong with this picture...

The 1st month I get a notice saying I'm more than 90 days past due and that I must modify my loan or face foreclosure?! (I'm convinced they get government kick backs for modifications) My payments had always been auto withdrawal and I'd had more than 5 years of one time payment!
After going round and round, I finally agree to a modification because I've worked too hard to lose my home because of a shady company! We go through everything, I send it all in. Our document states my first payment will be due February 2015. Instead it came out today! Putting my account over $700 negative and they are basically saying tough!
I'm dumbfounded as they are in breach of their own contract! They sent it out to me filled out!! Now they are saying there is nothing they can do about it?! They have actually caused my financial situation since they bought my mortgage to be worse than it's ever been! I never had a problem paying my mortgage for over 5 years! While on my street over 6 houses were foreclosed on! I prided myself in never having gotten greedy. During the boom, I never took out seconds, I bought wisely and am not upside down, yet now my credit report shows major delinquency and they've made my account negative so much it will be tough to recover by the time the next payment comes due!
They are bullies, run a very shady business and with what they've done to my account I couldn't even refinance. I am stuck with this company that I believe are simply crooks! Saxon reported to Ocwen that I had made my trial period but did not show the next payment. I proved to Ocwen that the payment had been made but they claim the payment was supposed to go to them not Saxon so I was a payment late. For three years, they have attacked my credit rating.
While this was going on, I was a single father raising my 2 daughters by myself. I proved over and over again to Ocwen that all payments had been made. I, also like many others, was with GMAC. Ever since then I get harassing letters as to proof of flood and homeowners insurance which I have always had, and it revolves every year, somehow they lose the declaration pages or that I even have insurance and they try to sell me their insurance. This is every 4-6 months. I will send it in and then they lose it again. My insurance carrier Nationwide has also had problems with Ocwen. Ocwen always claims they never get the insurance updates. However, Nationwide does not have problems with any other mortgage company. Today I get a letter that my national flood insurance has a discrepancy on it. It's the same flood policy for 9 years. Go figure.
It's always something. They told me to go to the insurance company and have them fix it, the zoning they don't understand it. They claim I to have ask about a harp loan mod but after reading this, I have changed my mind!!!! My case is still active. I think if I have any more problems or problems that other people are having, I would or will get an attorney. This company is committing fraud!!! And the federal trade commission needs to be contacted and people need to contact their state congressmen.

As all of us, my loan was taken over from GMAC. I send two separate checks (as always for many years.) I noticed that I was being charged late fees. I tried to call but as all of us, hard to understand and a few rude people. I then realized they randomly cashed my checks for less than I sent in. I tried to call many times, and since they submit them electronically they were "sending me to research to look into this".
Long and short, I called several times no checks located. I faxed many times statements (and copies I finally stated taking photos of the checks I mailed) for I had no recourse since they deposit them electronically and they "can’t find the original ones." The bank said since electronic, they can’t help me- they (Ocwen) can enter for any amount. I faxed several letters demanding my checks to be deposited so I have proof- I blocked electronic checks. They then said they bounced for they ignored my written request to deposit and my calls to supervisors documenting my request. I finally write one check (my friend suggested so I can have peace) for they are too stupid to do their job correctly..
I was assigned a account manager and I sent her all the faxed proof I sent in many times and my photos of my mailed checks where they cashed them for less - to charge me late fees. She was nice and after many months I got a generated letter basically telling me they could not support my claim, and they deposited the correct amount (but could not produce a copy of it as I did!) so will not waive the late fees. (They shorted 4 checks 100.00 over a year and a half's time- I pay a little more- 25.00 bucks or so each time to make it up.) I get foreclosure letters all the time for my whopping 200.00, I'm still short.
Why can't people/companies fess up to their mistakes when I send written proof- waive the fees at least. I know I still own the 200 since they shorted my check, but the fees should not be billed, that is fraud. Shorting checks to charge fees and if I did not realize over years, I would be foreclosed on. That's wrong. Who does that? I guess I'm lucky they don't pull more than the check is or I’d really be screwed. I feel I have no one to help me and they do whatever they want.

The State of North Carolina Attorney General's office was wonderful. They jumped right on this and wrote an official letter to OCWEN. OCWEN gave me the data that I needed within two weeks. I then had all the data necessary to pay off my home mortgage.
Jump forward to about a month ago. Have requested documentation for title. No reply from OCWEN [anyone surprised?]. Wrote them a letter letting them know that if no response in 72 hours, the NC State Attorney General will be engaged [am hopeful that rattling that sword will result in a response].
Will let everyone know the outcome.

My GMAC loan was also sold to OCWEN. Have contacted OCWEN 5 times between 11/13/14 and 01/09/15 requesting the details of my payment history prior to March of 2014. Each time told I would be contacted within specified period of time with the data. Never receive a response. I believe that OCWEN has not applied my mortgage payments correctly prior to March of 2014. I am in contact with the NC Attorney General's office and HUD for assistance with this request. Not sure if the AG or HUD will/can help. Any suggestions would be helpful.

I did a refi on my home in 2005 with Option One. American Home Mortgage took over my loan in 2007. AHMSI called me constantly on my cell, at my business, at home always saying I was behind. I never was. I started making two payments a month. In April 2010 I audited AHMSI. My CPA found $28,000 was not applied to principal or interest but eaten up in illegal fees, late charges or held in "suspense". Ocwen is criminal. They are guilty of RICO.

We were behind with our monthly payments. When we were able to get caught up I tried to make a payment through money gram. Because of a system problem the payment did not go through. Money gram never accepted my payment. (A letter from Ocwen confirming that money gram did not collect my payment was even sent to me.) The following Monday I went to our bank and sent a bank check. I have a receipt. I have documentation that Ocwen received the payment. We have been current since. Confirmation numbers for each payment.
Now Ocwen is claiming they sent the original attempted payment back to money gram.... Over 60 days later. Money gram has assured me that no payment/reimbursement was received and if they had they could only accept it within a three day period. Why would Ocwen send money gram over 6,000.00 when money gram never took the payment from me? I don't know. However, Ocwen seems to think I should have to find their accounting mistake. And are claiming we are now late again??? Help!

We bought our home in 2006. We went to home counseling with NHS of SI. The loan was originally through HSBC. We didn't really have any issues with them and were paying on time. One of us lost hours from work during the economic crisis. With a diminished income, we inquired about our options. We applied for a modification to lower payments and interest. The payment went down a mere $100 per month and the interest rate from 6%-5.5%. This was of no help to us at all. We were a family of 7 at the time and needed more of a payment break.
Subsequently, our loan was sold, traded, transferred (We weren't made aware of anything) to PHH mortgage. From the first monthly payment there were issues. I couldn't pay it online. I called more than 3 times to ask HSBC for help and no one told me that it was changed to PHH. Eventually someone told me of the transfer and what my new account number was. They said that the loan was still with HSBC but being managed by PHH. None of it made any sense to me. We felt like we were sent to PHH because of the modification request.
In 2014, we missed a payment and two months later another one. They denied a refinance and said the only option was a 6-month repayment plan, which was $800 more per month. We paid from July 2014 to December 2014. Every month that I called to make the payments, I was told that the repayment was until February, or March, or April, or July. Each month my blood pressure increased when I had to speak to them. I reviewed all payments we made through the bank, all the way back to 2013. We only missed the two payments. They don't have their information straight and I don't see how $4,100 in missed payments could equal $9,550 that they want to receive from us.
At this point, they would not accept our payment this month January 2015. I called the case manager to tell him, and he said that they will not accept less than the repayment amount. I am seeking legal counsel, as they are basically behaving as though I am delinquent and causing harm to my credit score by not taking this month's payment. I don't have the extra money anymore. I have not paid a lot of other bills for these six months in order to sacrifice for this home. With the upcoming winter bills, we are going to need to pay for heat, as well as other bills. I agreed to six months and I don't feel the company is practicing an honest and legitimate business. Who charges more when someone says they can't pay the original fee? I would never recommend this company to my enemy.

I received a bill from my insurance for my homeowner's policy. As it turns out, the bill was sent to Ocwen but they have not paid. In fact the day I called my agent in regards to this, someone from Ocwen (rather India) had called my agent and said that my insurance policy was for a house in Maryland. My agent said they need to get their records straight and that the policy number was for my address in Georgia and they didn't even insure homes in Maryland! He continued to argue and said he would look into it. From my experiences with Ocwen, their records will continue to be wrong and nothing is ever corrected. Last year I changed insurance companies and my escrow paid the new policy. Then Ocwen paid two payments from my escrow to my old policy.
They then denied I had insurance and tried to take more money from my escrow that they put in a deficit because of the two payments made to a closed policy to buy insurance from their organization! They also changed my loan number and assigned the old number to someone else. When I accidentally made a payment from online bill pay to the old account number, Ocwen denied I paid them. B of A got involved and they still would not return my money or apply it to the new account number. To make a long story short, I read complaints on this website. It was here that someone said to contact Consumer Financial Protection Bureau. It wasn't until the Federal government got involved that Ocwen corrected their mistakes. Since they have messed up my insurance policy AGAIN, I have filed another complaint with the CFPB! Everyone needs to do that. This company needs to have the government close it down!

We have been in the process of acquiring a loan modification since the beginning of 2014. Things were going fine until Oct 2014 when a random person knocked on my door and told me to contact our mortgage service. We called and were told there is an issue with the modification and we need to set up an appointment to speak with the account counselor. 2 weeks later, we were told there was a problem with the notary stamp. There was a period of approx. 3 weeks when they said my wife wasn't authorized to discuss anything about the account. We got that straightened out and set up another appointment to talk with the counselor. The issue regarding the notary stamp was addressed again and we were then told they would speak to another person in the company and set up another appointment.
I was then contacted on Dec 30 2014 and told they would not adhere to the modification agreement due to the notary stamp being illegible and we have to make arrangements and pay them $13,000. We questioned the legitimacy of the accusation regarding the "illegible" stamp and they quickly switched the problem to documents that were not properly filled out which hadn't been mentioned as a problem in previous conversations. The next problem told to us, we failed to return documents that finalized the modification that we never received. This company is unscrupulous! I would like to put together another class action lawsuit against this unethical company and its underhanded business practices.

I made a payment on Dec 22 and money was supposedly taken out the Dec 23, 2014. The following week I noticed the money was still not taken out and I called them about it and then mentioned the holidays so it probably did not show up in my account yet. I sought and received a loan modification on my mortgage which was assumed by Ocwen a few years ago. Although I understand this process can be tedious and time consuming, I was surprised how impersonal my experience was. Additionally, although my modification went through, it saved me very little on my monthly payment. I sensed no one really cared or understood about the hardship I was experiencing. My rate is much higher than rates at other companies. Also, it is tedious making payments online, reaching personnel on the phone at night and Ocwen charges for making payments by phone. This is a very difficult company to work with and they show very little concern or compassion for their customers. I had no choice in my relationship with them as they assumed my mortgage...otherwise I would never do business with them!

Our loan was transferred from GMAC to Ocwen several years ago, similar to what other people have written. Since that time we have had several issues, mainly with our escrow account. We have a fixed rate loan, with no increases in any of the inputs except for a $100 year increase in property taxes. Despite this, every year Ocwen determined that every year our escrow was deficient and we were required to pay an additional lump sum or increase our month payments. The two previous years the amount was in the vicinity of $400 and we paid it.
This year it was $2100, and we challenged it based on all available data that our inputs would stay the same in 2015 and that we had enough funds in our escrow account. We called three different customer reps over the course of 6 weeks who all told us they didn't understand the issue either and agreed with our assessment based on their viewing of our account. They all said they would submit our account for a reassessment and it would arrive in 5 days. None of these reassessments were ever conducted, or if they were, they were never sent to us.
The other major issue was we received two notifications that our home was located in a flood hazard zone based on FEMA map 000000, map panel 000000 dated 00/00/00 and that if we didn't increase our insurance value to $200,000, Ocwen would acquire insurance at our cost and it was likely to be more expensive and less effective than insurance we could acquire on our own. We consulted the FEMA website to confirm we were not located in a flood zone.
We immediately called and were told the letters were sent in error and they could be ignored. We nevertheless wrote a letter providing the correct flood zone data and requested Ocwen confirm receipt of the letter and confirm we did not require the additional insurance. The letters never arrived. We called again, demanded a letter confirming we would not need the insurance and was told they "did not do that sort of thing," and the original letters could be ignored. Unrelenting, I informed them that the last official correspondence we had from them was, in their words, "an error" and they were required to correct the record. We eventually got the letter. We decided to refinance our loan with another company rather than continuing to deal with their shady business practices.

I was contacted by my insurance carrier informing me my homeowners insurance is past due and that my coverage would be cancelled on 5 January, 2015. I contacted Ocwen and they told me a check was sent but the check was returned and they couldn’t tell me why. I gave my insurance carrier the FAX number for the Ocwen insurance department and they faxed my payment slip to them. I then followed up the next week and still no payment to my insurance carrier. I called Ocwen once again and got even more of a strange story. At first I believed what they were telling me until I started doing an internet and BBB search on these people. It would appear they are doing this very same thing to a lot of people and so far it appears they are getting away with it. I was told they would express a check to my carrier and that they would receive it prior to the deadline for my insurance. Well they lied again.
Now I’m forced to pay my homeowners insurance out of pocket even though I’ve got an escrow account set up for this and my county taxes. I started out with GMAC but like many others, my loan was sold to Ocwen when GMAC went belly-up. Now I’m forced to deal with a company that has some VERY BAD business practices and little to no business ethics. My question is, what do we/I do now? What recourse do we have? I’ve already contacted the ombudsman who’s been assigned to oversee the Ocwen government action but that’s been two weeks and I’ve not heard a word yet. I guess I’ll go file a Better Business Bureau complaint next to see if that sparks anything. I don’t really think it will help as there are already thousands of complaints and that’s where I found out there is a government action against them. I’m not sure what that means as they list no details of this action on the BBB website. On a scale from A+ to F the BBB rates these people at F. From what I can gather, this Government action goes back to 2012 or even more so why are all of us still having such issues with these people? HELP!!

My loan with Ocwen was transferred from a different lender. At the time, my loan amount was $19,998. I filed bankruptcy and they paid Ocwen $24,947. I got a motion saying principal, arrears, interest had been paid in full August 2008. Three months later, they did a new claim with a new bank and collected $12,000 plus till it was caught they had been paid in full. When I asked them about my deed, I was told my loan was behind and that I had to do a modification in order for them to help me. I sent them all the ledgers and documentation showing the payments and the checks they had endorsed. After that, I received so many threats of foreclosure and hang-up calls.
I have paid Ocwen over $60,000 for a $19,000 loan. I am still paying a note every month. I am being told that by me doing a modification to lower my payments, that my loan doubled and there is a modification fees, bankruptcy fees, and foreclosure. I asked, "How can you charge fees like that when you are not suppose to?" They said because they can and it's in the small print. Ocwen is giving me hell about locating these payments and finding out why they was not applied the way bankruptcy courts set them up and why they are charging me after they are being paid in full. My loan is now $27,000. I have been in my home since 1981. I keep being blown off and told, "Why would you still pay us?" Ocwen even went as far as saying that the Bankruptcy Court was lying about the payments.
I look at my Ocwen records and they have other people information in my loan documents. Even a death certificate for someone with the same first name but different last name. I have been looking for an attorney to look this over with. I am tired of the runaround, rude customer service reps, passed around to 10 different people, no English reps. I have never dealt with a company that was so careless and horrible customer service. All I am getting is, "We need to investigate." I asked for a payment history and it is unbelievable. I was charged for being on bankruptcy. Letters being mail. Even though I have proof, they still don't want to accept they have made a mistake and refund all my money paid over the claim amount they claimed on Bankruptcy. Send my deed lien-free. I am just so PISSED AT OCWEN AND THEY KEEP GETTING AWAY WITH IT.

This all started in 2012, I didn't know GMAC sold my mortgage to Ocwen. I had gotten several come ons from Ocwen for loans so when I got mail from them I disregarded it. Although the payments were regularly sent to GMAC they were never forwarded on to Ocwen. This coming February my house was supposed to go into foreclosure despite evidence of substantiating bank statements. When I tried working with GMAC the customer service number was actually another company. I had to be extremely consistent and forceful to speak with a supervisor when I was told they could do nothing. The supervisor asked me to send the bank statements and notice of foreclosure (why did he need the foreclosure notice when he admitted the money had gone into a bulk account?) Why was that done? To reach this man, Mahonrry, I must call one number open option five then dial his number where upon I leave a message and he responds within 24 hours. Ridiculous and he never responded.
I have been stalled and put off at all turns with these companies and Ocwen needs this money from GMAC (or whomever) asap or they were ready to foreclose. I have paid on time for 20 years and now they are taking my house, ruining my credit and stealing 18000 dollars from me, Ocwen sent me a Modification package in August of 2104, I filled that out only to find out that I was denied for low income, they told me that they could do nothing about this.
I went on to google search page and typed 'Ocwen Loan Modification Help' and there were a lot of options and I choose one of them who said that they will charge a fee only after the modification goes through, this was absolutely what I was looking for, well they put in my application through with Ocwen and I had a call from my RM saying that they have received the complete documents and will be calling me back once the review is completed. And guess what I received - a call on 24th of December with a good news, I was approved for a HAMP mod with 2% fixed interest rate for the life of the loan, now I fail to understand what was the difference between my file submission and the agency who submitted the package with Ocwen for me, well whatever that was, one thing is clear that Ocwen will always try finding ways to harass borrowers and make them go on their knees. If you have a good credit score, refinance and get away with this unprofessional organisation or else they will find a reason to take away your home.

I will start out rating PHH with a 5 stars. I have hope to find an honest resolution to my situation. I am a widow of 11 years (a sudden traumatic loss). My husband had continually reminded me that our mortgage was covered in case of his death. This as he was serving in the Army during Desert Storm, and felt it would be difficult for me to support our four children alone, if anything were to happen.
I attempted during the year of his death to contact PHH to verify all was in order. They claimed our mortgage was not covered. With so much more to deal with at that time, I trusted they were honest and that the refinanced loan was not covered. So, I gradually paid off the remaining $85,000. Recently, while searching through his files for another document, I came across our PHH loan folder from 1993. On the outside of it it says, in his writing, "insure PHH loan".
When I call I am passed from one representative to another, even supervisors, who seem to be quite talented at circumventing. I have been promised records or remaining records, since they tell me all records have been purged after completion of payments. Nothing in the mail so far, but I am hoping to see something soon.
Within the paperwork it is mentioned that PHH is responsible for securing insurance. Again, I have faith that not all who work for PHH are of criminal minds. Someone will help. There is a reason I came across this "message". I will pursue this in my husband's memory. I believe it would be his wish. I have heard recently that a lawsuit would bring a lot more than the original 85,000. I am willing to settle, with the court's blessing.

I feel I have been strung along and jerked around by Ocwen for the past 4 years! Ocwen cannot "police" itself through the loan modification process. I believe they try to wear people down by the use of predatory lending practices - through the loan modification process with requests for applications, document requests that they later lie and say weren't furnished or they never asked for them, outsourcing and any other predatory practices they can think of. Corruption is so ingrained in Ocwen's culture, that I don't believe it is possible for a fair resolution for anyone. They will set everyone up for failure if they can.
I was placed in foreclosure by Ocwen while in dispute over the loan modification that I believed was in force. Ocwen offered me 4 SAM agreements over 5-month period beginning in March of 2011 - June of 2011. I paid each one and would be offered a newer one the next month with better terms: more loan forgiveness and lower interest rate. They were all denied for missing documents, which they refused to put in writing the steps I needed to take to rectify the missing documents. During the trial SAM which was to become permanent after 6 months, while making the lowered the payments Ocwen reported me as being late - while I knew nothing about being reported late as I made the lowered payments on time.
In August of 2011, Ocwen offered me another modification with no loan forgiveness and higher payments and when I objected - telling them they had cashed my check and I believed the previous SAM was still in force, they told me it has expired, even though I only made 1 payment. I was frantic and stressed. I called HUD agency and was given an intake number immediately. Through their counseling agency I asked for a 3-way phone call with Ocwen and requested Ocwen to honor/reinstate the SAM bringing my loan balance down to approximately $125,000. They refused multiple times over the next several months to honor the agreement they cashed my checks for.
While in dispute with Ocwen, they filed for foreclosure in April of 2012. A year after being placed in foreclosure they finally requested the missing document. It was a quit claim deed to be signed by my ex. There were many continuances on Ocwen/Deutsche's Bank behalf until October of this year when the case was dismissed because they filed for foreclosure with a document that was dated and signed over to Ocwen 3 years after the New Century Mortgage was put out of business. They tried to amend the title along with a different one without the date and signature on it. It was dismissed on October 30th 2014.
I still don't have my loan modified and Ocwen lies and offers new modification agreements based on property value that is not correct. I have sent Ocwen an appraisal and property sales offers for about $80,000 less than what Ocwen states the property value is. The property in 2011 was underwater at $184,000 -approximately $60,000 more than what it was currently worth. Now they want to say it is worth $218,000. Doesn't agree with current market values or sales offers. No legitimate bank will refinance a mortgage that is underwater and their newest offers push it further underwater. As a condition of my divorce I must refinance in my own name. There will be no hopes of that with their figures. They lie and swear to their lies all the time.
Ocwen has refused to give me the name of the administrator for the $2 billion settlement against them by the Consumer Financial Protection Bureau. The National Settlement Company is dealing with the money for the settlement for people who already lost their homes--it was a cash payout for them. I qualify for a mortgage underwater and still in my home. The application for that Settlement for people who already lost their homes was September 15th 2014, not even a year after the CFPB won the settlement against Ocwen. I believe Ocwen made continuances on my foreclosure case to make sure I went past that cut-off date to access money from the Settlement. To date no one at Ocwen has addressed the settlement money for my loan/circumstances, I was verbally told no in a phone conversation in May of this year by Anna at Ocwen's Office of Ombudsman. All other requests to Ocwen in writing go unanswered.
Even though I have requested the information multiple times from Ocwen for the entity that can address my circumstances in regards to the $2 billion dollar settlement against Ocwen, since April of 2014. From January-April the CFPB told me there was no administrator assigned yet. The first response to my request, was 12.2.2014, but I don't believe Ocwen is giving me the information so I can access the Settlement money to get my loan modified with necessary loan forgiveness. They just state that I need to have an application to the loss mitigation, but they haven't given me access to one yet. I believe I qualify. I need loan forgiveness because my loan is underwater. No loan modification offers since the 6.30.2011 SAM pkg have ever addressed the loan forgiveness that is necessary to bring the principal amount in line with current market values for me to be able to refinance my loan in my name only.
Hopefully, that entity will be with a 3rd party administrator, someone objective with NO alliances or allegiances to Ocwen. I do not believe Ocwen can "police" itself. I believe this is a conflict of interest and I will not get a fair resolution. I would like the name of the loss mitigation administrator for Ocwen and contact information. I believe I can get resolution when it is handled by a 3rd party entity. If the Office of the Consumer Ombudsman was created to help ensure that Ocwen's servicing remains fair, reasonable and proper, I think that remains to be seen, I hope to be beneficiary- if it is possible for Ocwen to be ethical. My experiences so far and everything I read about Ocwen suggests that this is not the way they operate to date and that Ocwen is banned in California from doing any further business as written by a person on this website. Very discouraging... Shame on Ocwen... They have learned nothing from the slap on the wrist $2 billion Settlement against them by the Consumer Protection Financial Bureau. This supports the fact that: Corruption is so ingrained in Ocwen's culture, that they can't change and should be put out of business! Their predatory lending practices go on as I write here today...
I feel the fairest resolution would be for Ocwen to honor the 6.30.11 SAM package which includes loan forgiveness, 2% interest with no arrears and we can move forward so that I can refinance as soon as possible. Ocwen cashed my check and I believe Ocwen is therefore in breach of contract. This has been a long frustrating process on my end and I am skeptical and not trusting Ocwen to be ethical and do what is fair on my behalf. Whether the modification is a SAM or a HAMP, it must include loan forgiveness. They have ruined my credit, I would like them to fix that also!
I will continue to work through this, perhaps the Department of Justice will eventually do SOMETHING, that is the only hope any of us have, or perhaps we can get together and file suit against Ocwen, we need to be able to contact each other. There is strength in numbers. We need the help of the news media and government agencies to force Ocwen to do business in a legal, ethical manner or put them out of business! Right now we are all helpless VICTIMS of the criminal ways of Ocwen and we, the law abiding citizens have little to no rights!
The victims live in hell with no hopes of getting a lifeline from anybody with this mortgage mess -a direct result of these criminals that engineered this scheme and brought our economy to its knees! No consequences for white collar bankers/criminals! Lots of promises and no follow through for the victims, even years later. The banks are not doing what they were supposed to with the bail-out they got! Our government witnesses and allows this to continue to happen to its law abiding citizens for years now! Laws need to be written to protect the consumers and this would not happen again... OCWEN NEEDS TO BE PUT OUT OF BUSINESS! I am one of millions of angry citizens that the banks perpetrated, premeditated and launched a successful financial attack on.

My father passed in 2005 and accordingly his estate passed to my mother. He left a will which was probated and they lived in a community property state so there was never a question about the property passing on to my mother. I was her POA during her widowhood. She named me in her Will as the Executor of her estate and sole heir to her property. She passed in March 2013. The same month she passed away, the Mortgage was sold from Homeward Residential to Ocwen.
In 2009 the prior mortgage company (Homeward Residential) acknowledged receiving the proofs that my father had named my mother as Executor of his estate and the letter indicated that they would make the changes to the mortgage list the mortgage in her name. She received HAMP assistance under her name prior to Ocwen taking over the mortgage. I notified Ocwen of my mother's passing and sent the documents several times (approximately 15 times in one year to various departments through Faxes and and emails to 4 different Customer Relations Representatives, Research Department and Assumption Department) showing proof of her death and probate and the court letter of administration to me as well as the completion of probate and quit claim of the property from my mother to me per her Will.
I continued to pay the mortgage throughout the probate of my mother's estate and Ocwen even approved a modification under my name. In February 2014. They insisted that I do a modification and then they would approve the Assumption in my name. Every time I spoke with my Customer Service Representative there was a new reason why they couldn't do the assumption and I was told to submit the same papers I had submitted several times.
Finally in November 2014, I was told to send a specific amount before December 1 and request a modification to bring the mortgage current and then I would apply for the assumption (Again) and they would approve it in two weeks. I followed the instructions AGAIN and they took my payment and the Customer Service Representative told me that they approved the mortgage and would send the papers for me to sign to get the mortgage assumed in my name. The "modification" increased my monthly note by $80 and increased a balloon payment by $2,000.
When I had my "confirmation appointment by phone with my Customer Service Representative...who was stationed in Pakistan- He told me that I could not get approved for the modification BECAUSE MY BROTHER WAS NAMED IN MY FATHERS WILL AS ALTERNATIVE EXECUTOR OF HIS WILL IF MY MOTHER DID NOT SURVIVE, so MY BROTHER WOULD HAVE TO SIGN THE MODIFICATION REQUEST. I explained over and over that my father's will had been probated and his estate was turned over to my mother, also that the prior mortgage company had already made those changes prior to turning the mortgage over to Ocwen (I provided the documentation) AND that Owen had ALREADY approved a modification in February 2014 with MY SIGNATURE. I explained that my Father's Will simply named my brother as alternative Executor of his estate in the event my Mother did not survive my father and was unable to serve as Executor. Since she did survive him by 8 years and his Will was filed and the deed of property passed to my mother, my brother was not legally involved in any way. The property was my mother's and passed to me upon her death.
All I wanted to do was to assume the mortgage in my name. Ocwen has just been repeatedly incompetent, losing documents, misinterpreting legal documents, sending as many as 7 statements to me in one day, all of which had different (incorrect) amounts due for the month, and they failed to retain the many legal documents that I faxed, emailed and mailed to them so that each time I talk to someone there. I have to start all over from the beginning explaining the sequence of events, the legalities involved and the next step which is simply to put the mortgage loan in my name. They do not understand the legalities and I can never talk to anyone there except foreigners whom I barely can understand because of their very strong Middle Eastern accents.
I have requested to speak to a Supervisor, their legal department, their American office, their research specialist or to make an appointment where I can come into an office and show them the legal documents and get a resolution face to face, to no avail! I am unable to manage this property properly or to seek a different mortgage company, or to even claim the interest I pay on the mortgage and taxes because the loan is STILL IN MY DECEASED FATHER'S NAME!

The guy would not transfer me after four times asking for him. He said he would take care of it and hung up on me. I called back and got another guy who I had to ask twice for the supervisor, and it was to the point I asked if he was even there. I was finally transferred and he explained same thing, I asked how did this happen and he said "I don't know", but he would take care of it. Wait a minute the last guy was to do that but he never did. I then asked for statement showing all was cleared up and something showing no late fees or late payments were reported since I have never missed since I had the loan. He said he could do that for 5.00. I had to argue with him on that stating this was their error not mine and I was not paying for that. He then also explained that I shouldn't be mad about the other representative due to the fact he took care of it. BTW he gave me his name but wouldn't give his operator number, go figure.

In 2012 I sold my home in Michigan to find a life in Columbia TN. I went there with the equity from the sale of previous home sold, my savings and good credit. I had a broker I was working with and made it through underwriting for the exception of the Realtor selling this property not providing the HUD Plate # for my financial institute. Therefore all the hard work and effort and documentation was down the drain and they could go no further with my contract with them. Needless to say in a day and a half this Realtor had me set up with a Mortgage Co. he uses all the time and instantly provided them with the HUD Plate # he claimed he was unaware where it was located on the dwelling and could not provide to my original lender. Red flags everywhere popped up. At this point and time I was exhausting so much moneys out of pocket it was unreal. So here I am back to square one with all the red tape and countless of numbers of documents to provide all over again and again and again. After going through three different individuals in PHH Mortgage out of New Jersey I finally got a closing and moved in on my 56 Birthday May 20th 2013.
Now mind you I had ReMax Elite working for me with the selling Realtor of this property. I had to spend so much moneys on Home Inspection, Termite Inspection, Structural Engineer Inspection, not to mention the Appraisal of this dwelling. I was new to Tennessee so therefore had to use all of these persons Inspectors and so on and so forth. The owner selling the home was still in the dwelling at the time of showing as well. Little did I know that I found out later was the Selling Realtor with Columbia Country Realty had internal ties with this dwelling. So internal that it was his Brother's Mother in law’s home he in fact was selling and had did repairs to this home numerous times as he previously owned a Building Company that built homes. Then he went into Real State, guess he failed at that too.
I moved into this dwelling again on May 20th, 2013 and on June 9th, 2013 we had a bit of a storm and the shingles on the roof was flying off. I called my Agent in returned called the selling Agent and addressed him of the issue. He proclaimed that he knew of no existing problem with the roof and welcome to being a new homeowner, but in the same breath earlier he said he was the one who in fact did the repairs to the roof. So what is it? You did the repairs to the roof or you knew of no existing problem with it. Nothing was ever resolved with the roof and it remained to get worse.
I went back to Michigan for the Holidays to come back to the bottom of the hot water heater rusted out on which flooded over and over in my living room and bedroom, and a $400.00 dollar electricity bill, along with a few hundred dollar water bill. The water began to run through the walls in my laundry room and flooded out the whole room. Additional problems were popping up left and right. Woke up a few days later to find my dining room and kitchen flooded out due to the back French doors being so rotted underneath that the rain just flowed in. They had put trim board up to conceal the rotted doors. Trim on the top of the ceiling and walls started to come away due to the leaking of the water from the rotted roof conditions. Floor trim was bulging out from the water running through the walls in full bath and laundry room. It gets even better. Now I find water pipe breaks in the crawl space under the dwelling I have to crawl the whole length of the house to dig up and fix. Not only that there was a break from the house to the roadside where water meter was located. I went without running water for over two months. Hauling water to maintain the care of myself and my home.
I had lived in this dwelling for only 9 months. Less than a year and had to return to Michigan to seek out some help with getting this situation taken care of. Or that is what my intentions were. I reached out to every Lawyer possible in Tennessee for help and no one would take my case to Litigation. I continued to work with the Mortgage Co. and decided to do a Deed in lieu of Foreclosure. Take back your unlivable house and give me back my out of pocket costs and my credit. They shut me down quicker than the speed of light. This is after they made me write a letter and show proof of this situation to the Lenders on which it never made it to the lenders. File was lost along with a SanDisk of all the pictures of damages. Lady at PHH Mortgage provided me with an address on which they hadn't used in over a year, and a phone # that was to Commercial Bank and Trust, on which this financial Institute had nothing to do with me, my home, my loan or anything. I ask the gal why I had reached their Institute and she said she did not know, that they had been getting a lot of calls from the same company PHH Mortgage that had given the # out to so many others.
Now mind you I have a Case Manager, well actually two because no one knows their job there at PHH Mortgage on which they are doing nothing for me. I go to the Loan Modification Dept. and start a modification on my Loan when the person's in the payment Dept. keeps calling me and sending me Foreclosure notices left and right as I tell them I am working with someone on a loan modification. Well they tell me that they cannot see this activity on their screen. So the bottom line is that PHH Mortgage foreclosed on me, sent someone out that broke into the back door. Changed all the locks on the doors and applied a lock box to them unlawfully because I still held the Title/Deed to this dwelling. They also informed me that they did roof repairs. On which I am being charged for. So while all of this is going on I get a letter from PHH Mortgage Co. lawyers telling me that my house was going up on the auction block November 21, 2014. Which in fact it did not and the Mortgage Co. took it back. Revised the loan to a whopping $81,000.000. My loan was only for $78,900.00. Come to find out that the market value for this place was only $41,000.00. Their appraiser appraised it at $80,000.00.
This is why this Mortgage was a fraudulent Mortgage in the first place. This is why the Selling Realtor shut down my first Lender to use PHH Mortgage because he knew they never would have let any of this slide with the condition of this house and it's garbage fee's you incur from them. He knew where the HUD plate # was all along seeing it was his brother's mother in law's house and he was the one doing all repairs to it for years. Now my credit is shot, I have lost everything I worked so hard for all my life in less than a year. Please some one help me. I do have pictures of all damages in this house as the condition sold to me under false pretenses. I also have all emails and correspondence with all of these people in question. I do have additional photos and the order # I provided you with is my loan #. Not quite sure of what this referred to.
If in fact you take the time to read my complaint I do appreciate your time to do so. I have lost everything. I am on disability and on my way to being homeless if things do not get better. Just want some justice here. My Grandpa Gorde always said. Figures don't lie, but liars can figure. Sincerely yours Carrie **. Will provide receipt at a later time if I in fact can get some help with my situation. It looks grim as always at this point and time.

I thought was done with this horrible mortgage company but I guess not. We sold our home in March 2014. We were about 5 months behind in our payments and their relationship manager who was assigned to me was fairly helpful in getting payoff quotes, etc. We were able to pay our loan in full. Early April I received a letter from them that said, "Congratulations, your loan is now paid in full." A couple of weeks later I did receive the notarized official release documents from them. In late October I received a check from them for a pretty fair amount which I assumed was amount due to me from my escrow account (based on my calculations I had this coming); however, the only notation on the check was "General". No letter, nothing.
Then in early November I received a letter from their Mortgage Assistance department informing me that I had a relationship manager assigned to me and ready to help me avoid foreclosure. OK odd...I tossed it. Then a week later, another letter with the form to fill out for possible mortgage assistance. I figured I better follow up on this. I, of course, got India on the line and was transferred to their Research department. After about 20 minutes on the phone and this woman putting me on hold to check on some things, she said they would research and send me a letter. She must be paid by the hour because she kept me on the line for another 5 minutes asking me if there was anything else she could do to help me...wouldn't take no for an answer.
Last week I got the letter. They claim that their records indicated that the loan was transferred from one Ocwen location to another. OK so what does that have to do with me? I paid it off. Then they go on to say I have a late charge due for over $100 and therefore the account is still active. Please remit payment. The letter goes on to say that I can call them if I want to discuss further or mail them, or if not resolved the consumer advocate email through Ocwen website. Well guess what happens when I go to Ocwen's website? There is no consumer advocate email. Guess what happens when I try to log in? It can't find me. Guess what happens when I say I cannot find my password? It comes back saying this website is no longer valid, use this new website (the same one I was on). It's frustrating and I'm not looking forward to having to deal with this further. I am going to mail copies of all these documents with a letter but I'm not optimistic it will help. I was informed that they had sent the statements to my co-borrower's address. I said that I did not have a co-borrower and never had. I asked what address they sent my statements to and they gave me this address: **.
I was shocked and asked how this could have happened. I did not ever know of anyone in that address. They said they did not know how it happened and could not explain it. I started receiving my statements to **, (my home) after that. In August of 2008, I found out that Ocwen had reported that address on my credit report. I called Ocwen and asked them to remove it from my credit report because it is fraudulent. They said that they would. It has been on my credit report all these years, associating me with that address. I have to get it removed, and only Ocwen can do that. Please do whatever you can to get this information taken off of my credit report, I do not want to keep pursuing this and do not want to go to other avenues to get it removed. I hope to hear something from you soon. Thank you.

Ocwen sent me a letter asking for a W-9 and a copy of my SS card. The letter stated they don't have a valid SS number on file. I've had the mortgage with them for a couple of years now, after they took over for GMAC. I received a 1098 from them last year, and I've created a login account on their website-- which both require confirmation of my SS number... so, they have my SS number on file. Called Ocwen and got a bogus story about how this is required by the IRS. Emailed the ombudsman-- which offered no help, or explanation, but only re-iterated that I need to send in this information. So, after much hassle to get my SS card, I emailed an encrypted file to the secure server. I hope they don't mistreat my personal info, or get hacked, and I end up victim of ID theft. In the letter they threaten to charge $100 and up to 28% withholding on all taxable disbursements. Wow, really?

I have been told that my homeowners insurance is cancelled and that it was not scheduled as part of my payment plan. Well I was with GMAC. I always was. They bought it and it was last year and I was never contacted of any changes and I didn't authorize any either. I have spent hours on the phone going through numerous operators to finally find out that when they moved my loan from one office to another office in a different state, they accidentally dropped it but gee whiz they charged me for paying my insurance all year and still didn't pay.
It smells like horse crap to me. Stealing is stealing. They then told me they would expedite the payment since oops they made a mistake again and pay it. Two weeks later it is not paid and here I sit on the phone again with someone that speaks broken English, doesn't understand a word I say, and I have no insurance and or the money I paid them to pay the insurance. So I guess my insurance will now cost me $1,600 instead of $800 because if I don't have it they will probably try foreclosure ** or some type of expensive insurance. A portion of my mortgage was sold to Ocwen a few years ago. I recently received a letter from Ocwen asking for my social security number for IRS purposes. I didn't send it back because my mortgage company should already have that. I then received a phone call at work (a number I never give out) and they left a message for me. I called the number back the next day. The operator asked for my account number. I didn't have it. She asked for my social security number. I told her that my mortgage company should already have that. I asked if she could look it up with my address and she mumbled something and then asked if I spelled my name "Stephenie". (No one spells it like that.) I told her it should be spelled with an A and she said, "Oh I see it now. Can you verify the last 4 numbers of your social security number?" I thought about it a second and then gave it to her. Now I regret it. There are too many things ask to verify your identity using the last 4 of your social security number.
She then tried to convince me that even though they had my social security number, then needed me to confirm it so they could send it to the IRS so I could receive tax benefits associated with mortgage interest payments. I asked if I could send it to the IRS and she said it had to come from the mortgage company. I said that they are my mortgage company, they should have my social security number already. She said, "We do have it - we verified the last 4 digits of your social security number." (Yeah, that's because I just gave it to you.) I said that I’m not giving them my social security number. She said, "That is ok. No one is going to force you to give it to us." I have had no problems with Ocwen so far, but something is wrong with this.

It's always been bad dealing with Ocwen, but, now I can't believe that SO many other people are dealing with the same junk. Since February they have changed the account number 4 times, which isn't too bad but when sending in the payments, they always seem to lag in posting. Last Christmas, I was injured and unable to work for 3 months, in trying to keep the account in good standing was very difficult, but I always tried to keep them in the loop and the payments up. They may have been late, but not just nonexistent. And they won't take a partial payment, they just don't care a bit. Now they won't even send a statement. I just got December today (12-6-14) AFTER the due date. Still haven't gotten October or November, even after multiple calls to request them. 7 to 10 days they say. I tried to get one online and print it out but it said that any form or statement is "unavailable". That's IF it will let me log in, always gives me an invalid ID or password, even though it's never changed.
Well, with the December statement is another letter in the mailbox. This one states that "Our records show that your hazard insurance expired, and we do not have evidence that you have obtained new coverage. Because hazard insurance is required on your property, we plan to buy insurance for your property. You must pay us for any period during which the insurance we buy is in effect but you do not have insurance."
Okay, that's not gonna fly. The policy has NOT been changed, the policy runs 03/28/14 to 03/28/15. Oh, yeah sounds fishy to me. Their letter directs me to ** to "update" my information, when really it wants me to purchase a policy through a company called SWBC out of San Antonio, TX! Magically, so is the center that sent the letter! I've never received or sent ANY correspondence dealing with Ocwen out of Texas. It's always been Florida or way back when, Waterloo Iowa. I filled out the form, scanned the policy and sent it to them. I hope to refinance to get away from them. This is just a tip of the iceberg, stuff like this has been going on since they took over the loan, constant hassle over and over again. How the heck am I short on the escrow?! The insurance policy is $1200 annual and taxes are less than $500 annual, so why the $2266.45 charge annual by Ocwen? I asked, but unless you speak Farsi, good luck with that answer. SO FED UP!!!

I tried to talk to the company and first no one speaks clear English and all they want to do is pay the bill. I asked to talk to someone maybe in accounting. I was denied that. I was told that I had to send a fax with my dispute. SO I did and never heard back. I would just get the run around. This went on for a few years. I finally contacted my attorney. I provided him with documentation that showed a withdrawn every single month with signatures for the deposits. So we refinanced approximately 5 years ago with local credit union, within 5 months our mortgage was bought by phh. The first few months were okay, then we had some family problems, we missed one month's payment. Upon calling them, I was told that they could add to the next 5 payments to cover the missed payment, we did this and caught up not realizing that this went against our credit score for 5 months. This was the start of the storm, calling them to try to hash this out was frustrating to say the least, getting someone from India that hardly speaks English and keeps asking "do you want to keep your house?" I've been in my house for 40 years of course I'll want to keep it.
We also did a loan modification program which was set up as a trial offer, once we got accepted we made 3 trial payments, during this time we went through 4 representatives and had to keep sending our information to them, then we get hit with late fees on the 3 payments which we paid early every month. In short I refer to this company as the Indian mafia, after seeing everyone else's problem with this company I cringe. It's just not right. They are wrecking hard working families lives. My next move is to get my taxes and insurance and pay them myself. This should be an interesting phone call... disgruntled client.

First, I have never been late with a mortgage payment. Recently they failed to make my insurance payment from escrow. I paid myself to avoid cancellation. It was unbelievable the run-around I received from customer service. I would ask to speak to someone in the US and was told they are "an international company" and there are no phones for the Florida or Texas offices. I have since requested to close my escrow. No surprise that I cannot get an update on the status of my request. My property taxes are due by 12.31.14. I was told today that Ocwen plans to pay the taxes sometime in February, 2015. "We (Ocwen) always pay in February". I told them "No, Ocwen does not pay in February, look at the history. Furthermore, email me my account history back to 2012."
Then I get an email with history from 4.1.14 to 12.1.14 because all the information prior to April, 2014 is on the old system and unavailable. The people at Ocwen are clearly incompetent. There is a huge language and cultural barrier when dealing with people in India and now today the Philippines. I can't imagine what would happen if I tried to refinance with another lender. I suggest anyone with Ocwen as a mortgage company/loan servicer, check your credit reports! They had reported my "account in dispute" since April. There had been no dispute until recently when Ocwen failed to make the insurance payment. If you have a FNMA loan, file a complaint with FNMA. I have filed a complaint with the Consumer Financial Protection Bureau only to receive a letter from Ocwen in India that they will look into my complaint. Seriously, in-house from India to respond? Well today I will be filing a complaint with Department of Insurance and Financial Services after contacting the State Attorney General's office. On Oct. 30, 2014 I sent an email to Ocwen after speaking to a Marshall (ID#**) from the tax department. According to both Aiken County and North Augusta the property taxes for 2013 were never paid and we experienced an embarrassing situation where our property tax debt was being auctioned off on Nov. 4th, 2014. We were forced to display a sign on our front yard and the notice stated it was unlawful to remove. We had to borrow funds in order to pay the property taxes owed. According to Ocwen they paid the property taxes for 2013 in July of that year but according to both the city and county government that was false and they had no record of payment. So I requested from Marshall with the tax department a copy of the check (front and back). Marshall said it would take two weeks at least but I would receive a response. The response I received was a from letter stating simply that we paid our mortgage payment along with the escrow payment and that was it. No mention of a copy of the checks or anything.
So I called the Ombudsman Department on Nov. 14 and spoke to Ryan. He stated he could see where the alleged payments claimed by Ocwen were in excess of $15,000 and that Ocwen was reporting our escrow was in arrears by just short of $20,000! I told Ryan that was crazy because according to two separate government entities, no payments for property taxes were ever paid by Ocwen only by the owner (us). Even Ryan said he thought it was odd that Ocwen would post they paid in one check on May 2011, they sent almost $10,000 to the county of Aiken when our house value and property taxes are nowhere near that amount being owed. Ryan said he would get the tax department to audit the account and he would be in touch. I expressed our great concern that Ocwen was now demanding we pay an extra $806 a month for escrow and was told by Ryan that we would in fact have to pay that additional cost until this matter was resolved. So Oct and November we had to borrow or scrape up an extra $806.
On Nov. 21 I called Ryan back and got his voicemail, so I called the 1-800-390-4656 number and talked to a Russell. Little later Ryan called back. Told Ryan (and Russell) that I was expecting some type of update and according to Ryan he was still awaiting the tax department to respond (two weeks later) and no update. On that same date I received a form letter in the mail from Ryan stating it would probably be Nov. 29th he would be getting back with us with the expected response from the tax department. Well, November 29th came and went with no word. Called Ryan back on the direct line he gave me ** and his voice mail states he would not be back in office until Dec. 11th, 2014. So, called the 1-800 back and again Russell answered. Now, it is important to note that in EVERY conversation I had with Ryan and Russell I EXPRESSED how DIRE our situation was that NO EVIDENCE of payment by OCWEN was made despite taking 50.47 from us since 2011 plus additional amounts including $806 and yet no proof of any payment for insurance or property taxes has ever been received by us. We pay our own property insurance and taxes. So I told Russell this was feeling like fraud and I would be contacting my state representatives.
As I was having this conversation I GOOGLED Ocwen complaints and was stunned at all of the thousands of complaints and a class action lawsuit against Ocwen for the very thing we are experiencing. When I told Russell what I found on the internet he quickly dismissed our conversation and told me Ryan would be in touch with me when he returned. I will be sending this information to my state representatives because this is fraud and this company should not continue to be allowed to do this to consumers.

December 2014 and losing my home of 17 years! I applied for a HAMP modification through my attorney’s office after recently completing a Chapter 13 Bankruptcy lasting 5 Years. The hardest 5 years of my life btw. I filed for obviously being in too much debt. I make no excuses here. I'll be the first to admit, I made poor judgments on my own, and I got myself into trouble. I needed to file for that reason and also I WANTED to keep my home of 17 years that I'd inherited from my father, after he passed away suddenly at (52) in April 1998. So, after a very long 5 years, I had the Loan Modification Dept. at my attorney’s office get to work on applying to Ocwen for some type of mortgage (Help/Assistance) and/or relief. As a 7 year ARM was coming up shortly and I knew I could not handle that HUGE payment -- let alone the back arrears that had accumulated during the bankruptcy, yet again. The home is OLD - built in the 30's and needs much work - but it was still my home and I truly wanted to work something out.
After several days - I got a call from my attorney's office. Was told that Ocwen HAD APPROVED ME for a HAMP Temp Mod. This is a (3) month trial and after you complete successfully you'll be approved a Perm. Mod. My payment we were told was to be $3050.00 a month. It's a lot but I could deal with that payment. NOT MORE than (3) days later a packet from Ocwen came to my home. It said that I WAS NOT APPROVED and the payment form HAMP, but Ocwen was offering me a (in house) modification, that would be $3579.00 a month --> REALLY? The letter continued on to say that the reason for denial, was because I still have an OPEN BANKRUPTCY! My BK ended May of this year, but the BK Judge has not signed off on it -- but that is not my doing! Ocwen knew this as well.... BTW, it's now December 5th, 2014 and my BK case is still OPEN and in limbo with the L.A. County BK court system.
I called my attorney's office after getting this packet - denial and NEW offer. They were as baffled as I was. After making a few calls they were told that Ocwen made a mistake in speaking before talking to the lender, which is ONE WEST. And that is was ONE WEST - NOT Ocwen that denied the HAMP... REALLY? SERIOUSLY? One, I was approved by Ocwen, THEY ARE THE LOAN SERVICER - CORRECT? And (3) days later I get this? OK, Loan Modifications we know are designed to SAVE someone's home - yes? I make decent income. I am NOT rich though. I am also single and I asked for NO- special treatment. Just be fair and just under the (supposed) HAMP guidelines - which I meet. Ocwen knew and KNOWS my income -- it was all submitted to them for the application of the HAMP Mod. They deliberately made it IMPOSSIBLE for me to qualify for the program - one by making the payment too high to meet with what I have coming in. Then Ocwen says "Sorry. We made a mistake." No, I am sorry Ocwen. Is this not what you do for a living? Make money in LOAN servicing for company/s? And then brush people off by saying say you made a mistake? :-(
Talk about fuming mad!!! That's what you have me now. And then you have the nerve to blame this on the Loan holder? Come on now - you think? Attorney’s office said they do not even know for sure that is was even presented to ONE WEST for any type of review. AS you cannot call and talk to them directly, you have to DEAL with Ocwen. I decided to GIVE UP now. I am in the process of looking for a rental - one that in Los Angeles will be as much as the original offer of $3050.00 month - from Ocwen. Makes ZERO sense to me that I could have kept this place but now need to spend the cash on a rental. Ocwen could have offered several solutions but did NOTHING! They could have offered to place a 40-year mortgage on this home. WITH (NOTHING FORGIVEN) ZERO! Offered to forgive- some, or most of the back arrears, which are (Late Fees and Penalties) accessed by Ocwen even after my BK. My home is underwater by 100,000.000 or more. MOSTLY, BECAUSE OF ALL THE JACKED-UP PENALTIES ACCESSED by lovely Ocwen, for my missed payments.
OK, I have vented - feel better now. It's most likely too late to help me, but I am going to file a complaint with the Attorney Generals office and let her know that Ocwen is up to their OLD tricks yet again. Maybe something can/will happen? I hate what is happening to me - but also to all the other people, like those that were NEVER in trouble to begin with. Just had come into the Ocwen TRAP! This company NEEDS to be stopped. They are deceitful, lowest of the low and truly bottom feeders...

And when you try to find anything out or rectify an issue, Good Luck!!! They farm their calls to India... And the Account Reps there stick to the script!!! There is NO ONE to go to... You will be caught in the "Loop". 2nd... I purchased an older home... After a very severe storm I got a leak that has been the bane of my existence since... Like Chinese Water Torture every time it rains!!!
I've been trying for 2 years to fix the issue... In the process I have gotten behind on my payments... Reason: My priority is to fix an unstoppable leak as most people would... Sometimes you can only give so much!!! So, I finally get an Adjuster to get some money for the repairs... Wait!!! OCWEN needs to get their two cents in!!! They want me to mail the check endorsed to them and they will divide out payments to me in thirds, essentially having me pay out-of-pocket... Does anyone else see a Catch-22 here!!!
I finally have a chance to fix a 2 year old leak and get a dry roof over "OUR" (OCWEN, you own this mess to) Heads, but because I am behind on my payments after all this, you want me to pay out-of-pocket AND get current on my mortgage??? I am days away from throwing in the towel and foreclosing... And I have OCWEN to thank for this. Calling India again tonight... I already know the outcome!

If you scroll down, you'll see many reviews like this one - feel free to skip to the TL;DR section if you prefer. I've been on hold with ocwen's "customer support" for over 31 minutes now. This is the third (I think) time I've had to contact them today. That's on top of the times I had to contact them last week. Like many, I did not choose to transact with this company (I use this word loosely); My mortgage was sold to ocwen from GMAC. A bit of perspective: my mortgage when I first bought my house was with bank of America. I refinanced to get away from them, they were so bad. Honestly, given a choice between BoA and ocwen, I'd go running back to BoA. For the first 5 years I had a mortgage (BoA, then GMAC), I had 0.0 processing issues. None. Customer service with GMAC was fine - never really had to contact them, to be honest... And I liked it that way.
Auto draft of my payment went through every month and I didn't think much of it. Enter ocwen in late 2012 (or early 2013... close enough). Didn't take long to get one of the infamous "escrow shortfall" letters from this company. My payment didn't go up THAT much, so I let it go. Not much changed until december 2013 when I received a notice that my homeowner's insurance was cancelled for nonpayment. It took a total of 10 days and a lot of calls to get everything paid & reinstated. I spent more time dealing with my mortgage during that time than I ever had before. I bought the story about a changed address but made sure that everything was updated so that it wouldn't happen again. I moved on.
Fast forward to november 2014 (in the interim, I got hit with another "escrow shortfall" which I became skeptical of, but I let it go because again it wasn't that much money). Despite all of the assurances I received in 2013, my homeowner's insurance was once again in danger of being cancelled. I called ocwen and apparently their address changed for the second year in a row. Either way, I called them last week (tuesday, I think) and while I was on the line, their rep assured me he had spoken to my insurance agent and that the necessary paperwork was being faxed over, and that payment would be made in time to avoid cancellation. Shame on me for not following up directly with my agent. Today I find out that no payment has been made. I call my agent, ocwen did not call them last week. I call ocwen, tons of runaround so I ask to be transferred to someone in the US (keep in mind, you will almost always be routed overseas and the call quality will be terrible)... They drop my call after I wait on hold for about 10 minutes. I call back, and am told that I need to fax documents to my agent?
This makes no sense, so I call my agent and they tell me they faxed everything to ocwen. I call ocwen again, and find out that they received the documents. (Great! Why couldn't the person before tell me this? ) But then they tell me they requested the wrong payment amount... It's short by about $50. So I think I fixed that problem but the payment is going by regular mail and it takes up to 15 business days to arrive. Nothing I can do about that. Of the 6 different people I've talked to in the past week, 3 were inept, 1 was downright rude, and 2 were helpful. Given that I have tough odds dealing with their reps, I decide (even in this last month of working with ocwen) to set up my account online to do anything else required (i.e. cancel my auto draft payment, since I'm sure they will take it after I close out my loan). Turns out they also changed their website in 2014! I have the wrong one.
I receive the right one but I get a browser error upon trying to set up my account for the first time. No worries, the rep tells me. The acct setup was successful, just try to login. So I do that... and I receive a DIFFERENT browser error. Nice new website, it doesn't work. This means they changed their address, website and 3 phone numbers (general number, insurance number, fax number) in 2014 and you still can't get what you need. When I finally get the website to let me log in a few hours later... I'm kicking around the (terribly set-up) website and I find something called the "fee schedule." Intrigued, I click on it... And I am shocked at the number of ridiculous fees they will load onto your account. INCLUDING $30 every time you ask for a payoff which I, of course, have done due to the fact that I'm refinancing.
No one ever advised me of this fee so I'm sure I'll get hit with it twice (once for asking myself, once for my new lender asking), but at this point I'll call the $60 the cost of doing business to get away from this company. I work in a customer-facing role. If at my company we were this bad, we'd all be fired. I really hope that all of these reviews and actions add up to something being done about this company, but I won't hold my breath. Haha, I almost forgot. Last month I received a refund to my escrow account for PMI... because the month before it was paid twice! Something about a system upgrade. Some upgrade, given that nothing works. TL;DR... If you're thinking about entering into a business relationship with ocwen, don't do it. If you're already doing business with them and can make a change, please do yourself a favor and escape.

About one year ago OCWEN purchased our mortgage from Ally Bank. It has been the most frustrating experience in my life dealing with your organization. We have never been without insurance on our home but we cannot convince OCWEN of this. We have faxed our documentation proving the coverage half a dozen times to many different numbers OCWEN provided as well as conference calls with our insurance agent and your insurance department. Initially they charged us over $5,000 but that has dropped to $800 which is still not correct. We have tried to make our mortgage payment but OCWEN's system will not accept it without the additional insurance costs paid. OCWEN also calls at all hours of the day and night plus weekends including Sunday mornings and evenings. This is bordering on harassment. What do we have to do to deal with the incompetence of your company? Do I need to get my lawyer involved? Do I need to drag this through Social Media? Having completed a search on several sites I have found that I am not alone with issues in dealing with OCWEN.

BBB gives them a F - almost 3000 complaints. People make payments on property long before the first of the month. OCWEN still holds payment not posted in a timely fashion. Show late payments that are not fact but due to their time frame of posting, put payment late charge false fees. Escrow go back years on GMAC loan and make account short up payment.
My daughter has been going through all of this and trying to get away from this scam. They make it so you are stuck with them false reports. No English speaking rep with a script they read. HOW CAN THIS company keep getting away with the way they conduct business. My daughter and her husband cannot get out from under this scam. They now pay the house payment 10 day early so it will post by the 7th or later but before the 15th. This is a crime. CANNOT GET AWAY FROM THEM. The goal I read is they want to take as many homes as they can and they make payments when they want, not when they come in.
HOW DO WE ALL GET TOGETHER AND MAKE THIS CHANGE. OCWEN needs to be closed down and pay for their actions. The CEO for one. This is a scam other pay. This is by far the worst crime I have viewed. So many victims. This is like an insider trading scam. BILLIONS in fees, late charges, escrow, I could go on and on. Let's pull together and STOP this SCAM. Now they should more than pay for their actions.

Requested a payoff balance. PO balance sent via USPO mail. Paid the requested amount. Then another PO balance letter arrived changing the amount. When checking my account online say that the original check had not been credited, but was cashed. OCWEN said my check was returned - obvious lie. Then they demanded the regular Oct payment that they now claimed as late. Paid Oct payment via WU and was charged for processing. Meanwhile they send a check for the original PO balance to me 10 days later. At that point gave up on doing a PO and went back to regular payments, Paid the Nov payment, now increased due to penalty charges, online. Received mail notice that bank had returned the electronic check.
My bank has no record of such an action on their part. Now that payment was late. Paid it again via WU on 23 Nov and check cleared my bank on 25 Nov. But OCWEN claims money not received and continues to send invoices that change daily. It does little good to talk to these people on the phone because every one has a different story. I understand OCWEN is under investigation by the US Government. So my advice is for all who are having issues to file formal complaints with your state agencies as well as the USG.

As I read the complaints, I am noticing a pattern. I too have been subjected to the Ocwen run-around. My GMAC mortgage was taken over by Ocwen. I set up automatic payments on specific days to correspond to my pay dates. They recently changed their Website and there is no area in the site to view "future payments scheduled." I sent them an e-mail asking if my scheduled payments are still in tact, no response. I have tried calling "during their posted business hours," the recording states that they are closed and to call back during their business hours. I received a physical statement stating that my next payment was due, so I set up the payment. Sure enough, they took out 2 payments.
Again, I wrote to them - no reply, I tried calling - offices closed. So I contacted my bank, who was extremely helpful and will be returning one of the payments ($30 to stop a payment is better than $1,850). I am yet to be able to get in touch with anyone at Ocwen to ensure that this does not happen again and to find out if in fact the next 5 payments I had originally set up are still set up. I am afraid that if I assume they are, the next notice will be a late notice. My husband and I are in our 60's and I am not prepared to refinance our mortgage at this stage, but I don't know what else to do. Ocwen's customer service is non-existent.

My loan was sold to Ocwen a few months ago. I received a notice of cancellation from my homeowner's insurance company due to nonpayment. I have an escrow account to pay for this and my taxes. When I called Ocwen they said I don't have an escrow account for this loan! I told them I have the statements to show that there is money in my escrow. After further examination the representative found that yes there is escrow and assured me that she would take care of this and the payment would be made to my insurance company. That was a couple of weeks ago. I called my insurance company today and there has been no payment. My policy will go into cancellation on 11/27.
I am currently on hold with an Ocwen representative who told me the same thing - my mortgage does not have an escrow account! So here we go again......hope this can be taken care of before my insurance is cancelled. I'll probably have to make a payment myself so they don't cancel. I'm not a happy Ocwen customer that's for sure. I've now been on hold for 20 minutes, the rep occasionally comes back on to say he's working on this with customer service.

I hesitate to even write the word "business" in association with Ocwen because it implies there is some structure and organization. This company has been a JOKE from day one of acquiring my mortgage from GMAC in January, 2012. I had the same escrow issue many customers have experienced but my main issue is with them double drafted my mortgage in October, I had to eventually, after TWENTY ONE business days, file a fraud claim with my bank because I had other bills earmarked for that money. Ocwen then returns the other payment and reports to the credit bureau that I am 30 days past due even though I paid October, technically, TWICE. This has impacted my credit rating from nearly 800 down to 690 and putting me in entirely different risk category thus impacting my ability to refinance my loan, which is exactly what I had planned to do, simply to get my mortgage away from these clowns. Of course, I received the usual runaround and "fax your statement" here **. Why should I have to provide a statement of any sort when you know darn well you took my money twice and filed this report of spite. I'm going to give these idiots three business days to remedy the situation and if the report is not removed, I will be seeking legal counsel and suing Ocwen. Who is with me!?

I have one bad experience after another with Ocwen in trying to get a modification. The customer service is in located Indian and it is the worst experience I have every experience in my lifetime. When I try to communicate with them, we are not understanding each other. It sound like they are reading from a script. I complaint to them and demanded to speak with someone that speak English in the USA after going around with them about my document. Every time I check with about my documents, they either have not received them or they need additional information. Or when I talk with one person, they will tell me one thing and then I told something else. I was assigned a Relationship Manager who was in Indian and we could not communicate. They did change my relationship manger now about three times and they are in to Texas.
One day, I was schedule to speak with my relationship manager about my paperwork. I stayed home waiting for my call. In addition I got a call and it was not from the relationship manger but someone from Ocwen who transferred me to a voice mail where I left a message and the call was never returned. I call back the next week after waiting for a return call from the relationship manager who never call back.. Was told during the call that they called me and no one answered the phone which was a completed lie. They also lied to Keep Your Home California. They told them that I had not submit my paperwork to them and they closed my file because of the lie they told them. So I had to start my paperwork all over again. Now I have been told that my current paperwork has expired.
So now, I have to start all over again with them. This loan servicing company scares me, because the last time I spoke with my relationship manager, she told me what documents she need and the file was going into review. But that was not accurate. They make me feel like they are jerking me around so they can foreclose on my home. The reason I states this is because of their lack of concern, professionalism, and promptness to their clients and how they are treated and the lies that are being told. Something definitely needs to be done about how they operate.

I have been having trouble talking to anyone over there about my account. Ocwen has been nothing but a nightmare since I started dealing with them after GMAC sold their loans to OCWEN. I recently had them go up on my loan amount from 496.00 a month to a whopping 586 dollars in supposed property taxes; I'm sorry but property taxes do not go up over 90 dollars a month all of the sudden for one thing, so due to this I had to be forced to get behind on my mortgage payment because of the hike and force them to refi my loan back to a reasonable amount of 474.00. They since assigned me to a personal account officer and at first it wasn't too bad and I could contact her when I made a payment etc. Now I constantly have problems getting in touch with her about it and have been told that I have to schedule a freaking call appointment with her about anything dealing with my mortgage payment.
I keep receiving foreclosure letters about my property like it's 4 and 5 payments behind when OCWEN agreed to the refinancing payment amount and I finished the trial period of those payments successfully. I am tired of getting threatening letters about something that is not behind nearly that far and have been told there is nothing I can do about it lol..wtf? This is your company OCWEN and if you don't have control over what happens there then who does?? I have recently sent them out a check over 2 weeks ago that they have failed to cash and keep getting letters asking why I haven't sent payment lol! This is about the dumbest thing that I have ever seen...I mean you have had the check for over 2 weeks now so why don't you try cashing it, as the money is still sitting in my account! I used to just be able to pay it over the phone by debit but then the last time I talked to her they were making some kind of changes to their computer system and that was not possible lmao!
So then if you won't cash my check and you won't take debit over the phone, then how the hell am I supposed to pay you. These people need to be shut down by the better business bureau or someone who regulates dishonest and unreliable practices in the banking industry. It is just this kind of thing that is causing our country more and more problems with people losing their homes and getting behind on their house payments for absolutely no reason at all and it is CRAP! Anyways if I would have had a choice I would never have let a company like this take over my loan, but this is what happens with a lot of things any more, no choices and then the choices we do have are sub par at best. Anyways this company sucks and all of the comments provided will give you all the information you need to know about this company...DO NOT DEAL WITH OCWEN LOAN SCAM SERVICING!!!

I too had a mortgage with GMAC. The company was awesome. For whatever reason, they sold out and I now have Ocwen. In August of this year I got notice that my homeowners policy was due on 9/11. My escrow account makes payment of this policy and my property taxes. I got notice from my insurance carrier that my policy would be canceled due to non payment. My statement from Ocwen showed payment was made. I called Ocwen and I discovered THEY send it to the wrong company. I was told they would get that check back, and reissue a new check, to the right company. I called back after my insurance carrier send me the cancellation letter for non payment. The American person told me the insurance department had a new phone number and "split" from the business. I called this new number, and spoke to a non American person. I knew the country he was from, but when I asked him where the office was located, he lied and said Texas. These calls to Ocwen went on from the end of August 2014 until November 2014.
Each time I called Ocwen I was assured not to worry, "we'll take care of it, we'll send rush payment 2-3 days. I'd call 3 days later to my insurance company. No payment. I had to make a partial payment myself to reinstate my policy. I called Ocwen, and flipped out on them, stating they messed up the first time, I was told it would be taken care, and now, I had to pay partial payment to reinstate policy. I asked him what country he was in, already knowing the answer, and he confirmed, INDIA. I again was told they are so sorry, they will send express payment out, 2-3 days. I'd call back. No payment. I'd call Ocwen, they need to verify my insurance policy information. Yet, they never asked that before. OK, so, we have a 3 way call, everything is confirmed with insurance company, and once again, I was assured, it will be sent out rush payment 2-3 days.
I got letter from my insurance company, policy to cancel due to non payment. I called Ocwen, same story, "so sorry, will send rush payment 2-3 days." I had to make balance of payment for policy to not cancel. I wrote a letter to the CT Banking Commissioner requesting to file a complaint. I was told a letter was sent to Ocwen. I got letter from Ocwen stating they were looking into the matter. Two days ago, I actually received full payment from Ocwen for the amount I paid out to insurance company! His business needs to be shut down! Taxes and insurance are escrowed to be paid by the mortgage company, which Ocwen does not seem to be. My policy cancelled because they never paid it, and I had to come up with the $742. I have names, times and dates of all the calls I had to make. My 2nd mortgage was sold to Ocwen from GMAC. I got behind in payments because they stopped sending me payment statements. When I started getting threatening letters I called their customer representative line. I was set up with a foreign counselor who was very hard to understand. I was asked for and faxed to their number many, many pages of financial information. Then the next time he (they) would ask for more. And the next month more. And on and on - they never being satisfied with what was sent. I worked with (tried to anyway) these people for a year at which point they wanted me to start over because my time had expired.
I wrote them a letter and explained that I didn't want to go through all that again and sent them a check for what I thought would be a fair payment and asked for their cooperation. They sent the check back, indicating an amount I needed to send in order to catch up, by a certain date. I complied and back comes that check saying that I have to pay the entire amount still owed on the loan or they may start foreclosure on my home. I am extremely upset, angry, and frustrated with Ocwen and would never in a million years ever recommend them even to an enemy.

Just like most people, our mortgage was sold to Ocwen when GMAC went out of business. For the first year or so, we didn't have any issues (that we know of) with Ocwen. In September 2014, our homeowner's insurance company sent us our renewal letter which we signed right away and sent back. A month or so later, our homeowner's insurance company called and stated they have not received payment from Ocwen. We proceeded to call Ocwen many times to straighten this out. We even had Ocwen on the phone with our homeowner's company to make sure they had all the information they needed to make the payment.
To this day, more than two months later, our homeowner's insurance has not been paid and will be cancelled on November 25, 2014 due to non-payment. We currently pay $748 per month in escrow alone. That more than covers property taxes, mortgage insurance, and homeowner's insurance. Our escrow account currently has a few thousand dollars in it which covers the homeowner's insurance premium. Every time we call Ocwen, we are told the same thing: they are very sorry, do not worry and they will send the payment within 3 to 5 business days. When we call back to see why it was not sent, they tell us again, "Do not worry, we will send the payment within 3 to 5 business days" in their thick Indian accents.
We understand that an escrow account is required if you owe more than 80% of the value of the property (which we do), but we do not trust this company. We would like to close our escrow account or at least minimize the amount monthly to only cover the mortgage insurance fee. We would like to pay property taxes and homeowner's insurance ourselves. I believe we have the right to do this as we have done nothing wrong and have never been late on our mortgage payments. We also never received an itemized statement of our escrow account which they are required by law to do. Also, per our 10/1/2014 statement, we were charged double for mortgage insurance. Has anyone had any success in closing or at least lowering their escrow accounts? If so, how did you go about it? Any help is appreciated.

So far, my mother received a letter from Ocwen stating that she needed to send in a W-9 and a COPY of her Social Security card. There were a number of problems: She was basically being made to produce evidence to confirm her social security after she had made over 14 years of mortgage payments. The representative continually tried to shift blame to the IRS, citing that they were required to do this, yet could not be bothered to explain how they had lost the files that confirm all of this to begin with. Yet she was about to be charged $100 and up to 28% withholding on all taxable disbursements.
While neither of us have a problem with sending in an updated W-9, sending in a copy of SS would mean jumping hoops and waiting for the government to send her a new copy, and they still won't let you laminate those cards. Not only was the woman (Gina) pushy, but her accent was so thick, we could hardly follow her. After verbally wrestling with her for nearly 45 minutes, we insisted on speaking with someone in the USA whose first language was English. I am all for cultural diversity as I speak 3 languages, but communication means that you have to be able to hear details properly in order to respond accordingly. We talked to Kelsey ** from Iowa and got a green light to send in the W-9 without a copy of the SS card.
I am forwarding this information to the BBB, consumer protections, and the state attorney for California. The fact that we have to waste our time with them and then following up with the authorities is completely unacceptable, but if we don't do it, these corporations will never stop. Please share your ideas and experiences. We will also be sharing this on social media to get the word out on Ocwen and other "loan servicing" businesses that are attempting to fleece anyone and everyone.

I email ombudsmen again letting Ocwen know that I need to deal with them via email as I am out of the country and will not be returning until May 2, 2014. NO HELP. I log back into Ocwen site and fill out automatic payment form again FEB, 01, 2014... message after, "Your automatic payment accepted and your payment will be Feb 15, 2014." Phew, I am relieved. Oh no, I check my bank statement Feb 20, 2014...no deductions from Ocwen. I email ombudsmen. After 10 days I get reply: "A letter was sent out to you letting you know your automatic payment option was canceled Feb 15, 2014 because you're late in making January 2014 payment."
I email ombudsmen back... Again I am not at my home address in Michigan... My mail is forwarded to my son (he lives nearby)... and will not be able to open my mail until I return May 2, 2014 as I informed you before. Now I know all my good intentions are falling on deaf ears. My hands are tied until I get back to Michigan in May. I return and open the many letters from Ocwen (30) letters, letting me know I have late fees, etc. I call and talk to man named Rajee and first thing he tells me..."What is your hardship?" I replied, "Ocwen!" I told him briefly my story and knew he didn't care or listen... And said I was sending Ocwen a check now...but before I could hang up he is yelling, "NO NO we won’t accept your check." I am thinking, is this a joke? Guess not. He said only cashier’s check, money order, etc.
I send my personal check anyways... Yes Ocwen didn't cash it and returned it to me. Now it's approaching June 2014. I have been trying to pay my mortgage since January 2014. I go to my lawyer and he tells me, "Glenn I am dealing with them in another case. My advice is just send them cashier’s check because I will be on phone (hold) with Ocwen 45min... And you (Glenn) will be paying me for nothing." So I take his advice. I send Ocwen cashier’s check for the amount they asked minus the 1301.00 they tacked on to buy me home insurance which I already have paid in full from Allstate...Nov 2013-Nov 2014. I send them a copy of house insurance policy. Week passes, they don’t cash check. Now it’s approaching July 2014.
I call and set up appointment with relations manager... but they don’t know anything or any details of me or my plight... but will get back with me and "Oh by the way Mr. ** what would you like Ocwen to do with the excess payment you sent?" I said, "Excess?" "Yes we received 16,280.00..." Whoa, really? I just told her, "Please just resolved this. I didn't send you that excess. I sent via cashier’s check exact amount minus home insurance you brought for me, which I already have." She told me, "Oh, I will get with the research dept and get back to you." Omg... it's not over. I am losing sleep, sick and feel hopeless. They return my cashier’s check... reason not enough to satisfy my loan payment.... (They didn't reduce 1301.00 home insurance.) I call, make appointment with relations manager... Get a different person each time. "OK Mr. ** just send your payment July and we dismissed the house insurance we purchased for you." I am thinking, is it over?
I send another cashier's ck from my bank for the exact amount Ocwen sent me in reinstatement notice... same as before (June) but deducted home insurance but even it's their mistake... I am charged late fee and some other fees amounting to 120.00. I pay it, just want this to end. I am reinstated August 2014... Now I want Ocwen out of my mortgage loan... My bank will take it at 4%... but they or I am unable to get a payoff quote in past month... even they tell me on website it's sent... and print out is joke... always error on Ocwen website. Talked to Ocwen rep. Nov 18... he told me and my bank rep.... "We (Ocwen) will fax payoff quote/per diem to you within 4 business days." Well I get a call this morning from my bank saying, "Glen it’s been 5 days and we still have not received a payout quote from Ocwen." Now I set up another Ocwen relations manager appointment to tomorrow at 12 noon.
I am so sick and tired of this... I also canceled my monthly automatic payments to them (which took me 7 months to get) starting Dec 2014... Oh and I got a letter in the mail today from Ocwen... It's not a payout quote, it's a reinstatement quote... lol, and it’s got a 29.00 dollar late fee along with my monthly payment due Dec. 1, 2014. Late fee for what? I am already reinstated since Aug 1st, 2014 and you Ocwen took out automatic payments from my bank (well documented) each and every month since then. I sure hope I get a payoff quote before Dec 2014. I am not paying them ever again... Will they take my home? Probably... I just can’t do this anymore!

I received some documentation in the mail regarding "if I filed bankruptcy" and that my "mortgage payments" were past due. I have paid on time and in full every month for the history of my loan, which has been over 10 years. About a year ago, I received a bill that showed my amount due was less per month than previous. I thought it was strange, so I called customer service and they told me to pay what it showed was due. Just today I called after receiving these certified letters to find out that they did a "correction" to the system on 11/6 and now I owe over $20,000 due in a couple of weeks to bring my account current. When I spoke to customer service in India, the best she could do was "apologize for my inconvenience". I'm sorry I don't know anyone that $20,000 is an inconvenience... P.S. I was also informed that they won't take partial payments...

Sold my home and had closing on 9/4/14. OCWEN has yet to send a release or satisfaction to be recorded in my county. Title company cannot issue final report until release is recorded. I have no lien against my new home and this lien keeps showing up against me and on my credit report. I spoke twice with a rep from OCWEN and advised them that I contacted my County Clerk and they have received nothing from them to release this property in question. They told me they would "refer it to their Research Department". Also told me it takes 2-6 months to get a release back to me. I told them I wasn't concerned about how long it takes to get it back to me; I want the release sent for recording and that doesn't take 2-6 months. I want this mortgage released ASAP.

My loan was bought out by Ocwen. They are crooked. They are "holding" 4000.00 of my escrow money's. I pay my own homeowners insurance. Have requested a refund many times and keep getting a letter in the mail stating the amount they are holding hostage. Against the law I'm sure.

Our mortgage with GMAC was sold to Ocwen. We have never had an escrow account on our mortgage, and after reading other reviews, I am glad of that! However, when they "upgraded" their system this year, they somehow or another created an escrow account. After talking to the first person, I was about ready to pull my hair out! She insisted that I would have to be the one to correct THEIR mistake.
I called back, and felt like I had made some headway. It seems that my insurance company was going to have to reverse the payment, and I was initially told that it would come to me. Nearly four weeks later, I still hadn't received the payment, but was then told by our insurance agent that it actually went directly to Ocwen. Ocwen has sent me letters stating that I owe my mortgage payment PLUS the non-existent escrow payment, and then turns around and sends me multiple copies of a letter stating to disregard the escrow analysis, that they are still investigating the issue. It's clear that the left hand doesn't know what the right hand is doing. I can see why they are being investigated, and a class action lawsuit is in the works.

Ocwen is the worst company I have ever dealt with, period. Their customer service is atrocious. They routinely lie and mislead, and are incredibly difficult to work with. I have a loan that was kicked to them after GMAC went under. Here's just one issue I've had which has yet to be resolved after a dozen phone calls, HOURS on the phone and numerous emails; I have PMI (personal mortgage insurance) which I want removed. I called their representatives on two separate occasions to gather all the information I would need to have it removed. (They refused to send me a check list of the items, I had to write them down one by one.) I methodically met all their requirements...This included a $350 appraisal on the home and confirmation that my loan to value ratio was below the 80% threshold. They refused to remove it!!!!
I called yet again and spent another 2 hours on the phone explaining/proving that I had met all their stated requirements. Their representative then gave the excuse that the loan to value ratio had now changed 70%!! This group should be in jail. How can they continue to be in business with such deceptive practices??? I could spend another 2 pages of their outrageous behavior. I'm literally just getting started.

I had damage to my house from a hail storm. I received two checks from my insurance company for the repairs that had been completed in July (it is now 11/18/14). I sent the checks with a copy of the contractor's bill and a letter asking OCWEN to endorse the checks and return them to me. Without my endorsement, they illegally deposited the checks on 10/28/14. After waiting a week to receive the checks back, I called and got the run around. I literally asked to speak to a manager 15 times and was not given a manager. Late that night someone called me and told me that a check would be sent out and I would receive it in a couple of days. I have been waiting 9 days and I received a check for less than the full amount. The full amount was over $11,000 and I got a check for around $8,000. Guess what, they are going to send another check which means another 9 days, I am sure!

Our mortgage was sold to OCWEN awhile ago. In August we enrolled in the equity accelerator program that automatically pays our mortgage from our checking account by making a withdraw every 2 weeks. They are telling us now in November that we are half a mortgage payment behind. When we set this up we paid what & when they ask us to. The money has been withdrawn every 2 week. It's automatic. How are we behind? Nothing you say to them makes any difference. These people need put out of business.

Ever since Ocwen took over from GMAC I've had an escrow shortage every year even if there is no noticeable change on taxes or fire insurance. This year (2014) I again received a shortage letter. I paid the amount of $86.20. Upon receiving the following month's statement I noticed that the $86.20 was applied as "unapplied funds", and my payment had increased. I called in an attempt to find out why it was not applied to the shortage. The persons that answer the phone are based in foreign countries and do not have full command of the English language, therefore it is like talking to a wall or a robot. It is a shame that companies in our country resort to such tactics to save a buck! The result was that the following month the monthly payment was reduced to my old payment and they some kind of reduction leaving behind $15.24 as "unapplied funds".
Again I called again. I wanted an explanation about what had transpired. Again the call was outsourced. The person I spoke with, just had no idea what I was talking about. The supervisor I spoke with later was in the same boat. I was told that the "investigation" was going to be conducted by their resolution department. The following month I got another letter stating that they had conducted an escrow analysis and my new shortage was now $410.67. I wrote a letter wanting to know why after an escrow analysis in March, and their screw up; two months later I was now getting another much higher analysis. The first letter I received from their Resolution Dept. was a totally unsolicited one page explanation of how funds are applied on a loan, failing to address the discrepancy in shortage amounts. The second letter I sent demanding an explanation was met with a similar letter completely ignoring the questions I posed to them. How do these people stay in business? How come regulatory Government agencies are not investigating them? My property is a rental. If I cannot refi, I will have to sell just so that I do not have to deal with them. Something is very wrong about their operation..

I had a Chase mortgage that I refinanced and went through PHH in 2012. Everything has been fine until just now, 11/2014, they have decided that I have a $700 shortage in my escrow account and have jacked up my payments. I have went through every single PMI, tax, and home insurance payment, and what was paid though my escrow and cannot for the life of me find out why I have a shortage. My insurance and taxes went up by $160 for the year, so that should be the only difference. Multiple calls to the company have ended in nothing but frustration. I'm sure they will end up sending me a check for an overage at some point. Absolutely ridiculous. I have great credit and have never missed a payment.

In the meantime, I have to pay overdraft fees and transfer sufficient amount to my checking account till I get that money back. What if I wouldn't have it?! My original mortgage was opened with Pinnacle Capital in Nov 2013. Unfortunately, my loan was sold to Ocwen Loan Servicing, LLC in August 2014 and it has been a complete nightmare ever since. First, I received notice from my insurance company in September 2014 saying that Ocwen wrote them a letter stating they were no longer servicing my loan. In fact, what happened was Ocwen split its organization into two servicing centers and neglected to tell my insurance company of the change. It was then my responsibility to call Ocwen, get their new servicing center address, and provide this to my insurance company to get my insurance reinstated.
When my original loan was set up with Pinnacle, it was escrowed for property taxes and insurance, but when it was sold to Ocwen, this set up was not transferred over and my account was only escrowed for taxes. When I discovered this, I called Ocwen and was told to fax a letter indicating that I wanted my account to be escrowed for insurance, which I did on 10/27/14. Today, I discovered that my condo unit owners insurance still hadn't been paid (it was due 11/7/14) and when I called Ocwen they said they never received my faxed letter indicating I wanted the account escrowed for insurance. The agent I spoke with told me there was no possible way to confirm receipt of the fax because there were "no people" who worked in the escrow dept, but he advised that I resend the letter to 2 different fax numbers as well as mail in a hard copy to ensure that Ocwen actually receives it, so I did. Ridiculous to have to send something to 3 different places to ensure receipt, but I complied because I'm desperate at this point.
In addition, my property taxes, which were due on 11/1/14, have STILL not been paid by Ocwen, despite my escrow account being properly set up for property taxes (which Ocwen has acknowledged). When I log into my Ocwen account, I can see that they have my parcel number related to my tax bill and when I received my bill from my county, the county indicated that Ocwen had also requested my tax bill and that it would be paid through Ocwen. However, when I called Ocwen asking why the payment still hadn't been made, they were unsure and said it would take 3-5 days for them to "get back to me".
Meanwhile, because of Ocwen's negligence, I am now delinquent on both my homeowners insurance and property taxes. Every time I call I am passed to multiple agents located in a call center in India who don't understand my concerns and tell me that I have to call a "different" department to help me. They seem to have no accountability and have absolutely no regard for providing decent customer service. I just want them to pay my homeowners insurance and property taxes as indicated in my escrow agreement or release my funds so that I can the on-time payments myself since they have proved to be incapable.

Just spent 3 hours trying to get my insurance paid out of my escrow. Ocwen paid it last year. This year they say they never received a bill and don't have record of it being in escrow. When I called I talked with 3 different people and each time I was transferred I had to explain the same thing over and over and they didn't understand what I was trying to say. They called my insurance company, were very rude and the man actually hung up on the woman he talked to. Because of them I had to pay $1,000 out of my own pocket to my insurance company so they wouldn't cancel my policy. I had to take the day off from work because what I thought would be a simple phone call resulted in a three hour waste of time. My mortgage was sold, my mortgage to them and I didn't have a choice. I can't refinance because I don't have the funds to do so. I can't sell because we bought the property before the crash of the market and it's not worth what it was when we bought it. It's a real nightmare I don't know how to get out of.

On Oct. 30, 2014 my husband and I closed on the refinance of our home, thus our Nov. 2014 mortgage payment would be in the payoff to the new mortgage holder and a payment would not come out of our account, we have auto pay. Prior to this though, on Oct. 24, 2014 at the request of Ocwen who was servicing our mortgage stated we should put a stop pay on our auto pay for our mortgage payments so the Nov. payment isn't withdrawn, and we did just that, and it was confirmed by Ocwen. On Nov. 3, 2014 Ocwen withdrawn the mortgage payment anyway, on top of the fact that on Nov 5, 2014 they received a payoff for the full amount of the mortgage. We contacted them immediately and we were told that it would take 3-5 business days, but we explained that was not good enough because we had written checks and had other auto pay bills ear marked for that money, in fact the check for the closing of the refinance had bounced already.
At that time the representative from Ocwen stated he would put a 24 hr rush on the repayment, that was Wed. Nov. 5, 2014, Thurs. Nov 4, 2014- no payment. We call and once again we are told they would put in a 24 hr rush. I explained that it was imperative we receive that money the next day because not only do we have outstanding bills for that money, but our daughter had a competition she had been working for months on that upcoming weekend and we needed the money to pay for it. Again we were promised the money would be in our account by 4 pm Friday. Well Friday comes, 4 pm and no money so again I call and I was given another excuse as to why the money was not repaid and we were promised it would be there by the end of business Monday. But again I made it clear we could not wait until Monday especially due to my daughters competition, they did not care, it was Monday and only Monday.
I was hysterical to say the least as was my daughter, she had college scholarship money on the line and well they did not care. So we wait until Monday Nov. 10, 2014 and wait and wait, I call at 3 pm to make sure the money was going to be in our account by 4 pm, at that time I was told, "we don't know," so I ask for a supervisor, which in itself is an ordeal. On average I would wait in hold for over an hour for a supervisor to get on the line, apparently they are always on the line with someone else, so I wait and at 4:05 pm a supervisor gets on. And when I ask where my money is he states they have until the end of business. I tell him it's 4:05 the business day is over and he proceeds to tell me no it's not so I ask when is the end of business he states 9 pm EST. I said that is odd because all last week everyone I spoke to at Ocwen has said it was 4 pm EST, and he repeated again they have until 9 pm EST, so I asked, "are you guaranteeing my money will be refunded today by 9 pm?" He stated, "YES," that he spoke with the cashiering dept. and they are going to release it very soon. So I wait and wait, I eventually fall asleep and wake up Tuesday morning and guess what No money!!!
I honestly did not have the energy to fight with them again, especially since none of them speak English as a first language and have no concept of the laws of this country. So I give it until Wed. Nov 12, 2014 and still no money, so this time my husband calls and they try to give him some excuse that it was our fault the money was taken because we didn't verify that the stop auto pay was in place because apparently someone at Ocwen denied it. But we had proof it was approved, so when that didn't work they tried to say that there was a payment due for our homeowners so they were denying the repayment!!! I couldn't understand. So I call on Thursday Nov 13, 2014 to inquire about the issue and initially they were trying to tell me that when the payoff was made, the amount was not enough. So they are withholding the amount owed from the amount they took, so I argued with them until I finally was able to get it through their thick, stupid heads that the payoff was for the full amount.
Then we were told that we were not getting the full amount because we owed money to the homeowners and that since they paid it they were going to take it out of our repayment. When I asked how it was possible we owed our entire yearly premium, they could not give us an answer. So when I asked what happened to all the money that was to be put in an escrow account from our monthly mortgage payment to pay the insurance, we were told that there was not enough. So I asked why, we have made EVERY mortgage payment on time, every month and still no answer. So I call our homeowners and they denied ever sending Ocwen a bill, like Ocwen had stated, they denied ever receiving a payment from Ocwen, which was supposedly sent over a week ago and they stated that our homeowners was paid in full this past May and we were current until NEXT June!!! So I call Ocwen back to give them this info. and once again on hold for 30 mins.
This time, I explain the situation to the supervisor who does not understand what I am telling her, and she repeatedly stated that the money would be sent out. When I explain once again that we were being denied a full refund she put me on hold to check our records... She then gets on the line and tells me that she would have to contact the supervisor in the insurance dept. to verify the info. and so she can then contact the cashier dept. so I wait and wait, finally she puts the supervisor from the insurance dept. on the line with us and he begins to tell that since our loan was paid off he can no longer look into our records. WHAT??? Then how was it that everyone else for the past week, even up until today could look into our records, and he just said "I understand" ughhh, "no you cannot possibly understand," I tell him. He then tells me that he would have to initiate a formal investigation into why this extra homeowners payment was made. I tell him I don't think it ever was made because no one can seem to find any record of it being requested or needed.
I told him that one of the supervisors earlier had told about the disbursement to the homeowners and when I told her it was a double payment she went on to tell me that I should just call my homeowners and cancel my policy with them due to this. And now I have a feeling that this was a ploy for me to get homeowners through them. The supervisor I was speaking to at the time had no response to this accusation and once again said he needed to open an investigation because he could not access my records. When I asked how long it would take, I was told 4 business days, maybe 6!!!! I nearly lost it, actually I did lose it. I began to make it very clear we will not wait another week for someone at that company to get off their ** to do their job and that I was contacting an attorney and I told him I had already contact the Attorney Generals office of our state because of the absolutely illegal business practices they are involved in. And given that there is an ongoing federal lawsuit against Ocwen for similar incidents to the tune of 2 BILLION dollars you would think they would get off their butts and do something, and well nothing has been done!!!
They have lied over and over and over to us, they have given us every excuse in the book as to why they have not refunded our money, they took the money against our knowledge and consent and they even have the nerve to send us a statement for next months mortgage payment, even though our account has been closed. I just want my money back!!!! and the worst part is that apparently Ocwen is the loan service company for new mortgage lender, well not if I can help it.... We have already notified the new mortgage company of what the situation is and they are very unhappy and have already promised us that a representative of the company will be making contact with Ocwen to inquire about their reasoning for their refusal to refund the money especially since they were paid in full.
I have also recently become aware that California has banned Ocwen from mortgage services until further notice for it's continued illegal and unethical business practices and I want to work to have Pennsylvania to do the same thing. Either Ocwen makes the necessary changes in their business or they will be OUT of Business!!! I will do whatever it takes to make sure that happens!!!! My husband and I are not the only ones that are being taken advantage of, along with overdrawn checks and outstanding bills we have bank fees and fees from the businesses that have not gotten paid and this is going the ruin our credit worthiness as I am sure it has already done to others. When you live paycheck to paycheck something like this could put you in an impossible position that you cannot recover from. I want this company to stop all of their illegal activities now!!!
