I got my loan sold by BoA to Nationstar, next thing I found myself in one of the worst times of my life. Since 2013, I'd been attempting to modify or come out with a solution to keep my home. For 4-5 times I'd applied for the HAMP and every time there is an excuse as of why they don't want to approve the modification. For every excuse, I'd attempt to fix whatever they want, so I can keep the home. For the last application I felt confident that finally I was able to get back in track and put all this stressful times behind and move forward. But once again Nationstar, looking to make a quick buck via foreclosure or dragging their foot meanwhile adding lawyer fees, denied me without an explanation. I'd given them everything they have ask for. When the stress that this whole situation is causing on me is unbearable and affecting my military career as well.
I hope that there are regulations and laws against predatory servicers like this that only take advantage of people to flip houses and gain money through the pain of others.

We've provided an update regarding your modification request privately. Thanks! -Nationstar Customer Relations Team

While pulling up my year-end statement for my taxes, I noticed there was an past due charge of $22.50 on my account. I then proceeded to investigate where this charge came from as I never pay my mortgage late. In fact, I often pay it early. The charge did not appear on my October 2014 statement but appeared on my November 2014 statement as "past due." Since I do not get paper statements in the mail, I was unaware that it was even on my account. My October payment matched the amount on my October statement. My mortgage payment did go up in November, which I paid the new amount minus the $22.50 and since I was not late making any payments I was completely clueless as to why this charge appeared on my account.
So I proceeded to call customer service. After some investigating she said that there was a escrow shortage which should've been paid in October. So my next question was, "Then why wasn't I billed for it in October?" She didn't have an answer. I paid my statement balance. She said, "Since there was a shortage in 'payment' they took the payment out of escrow to make my payment compensate for the shortage so the money is to pay back escrow." She then transferred me to the escrow department who pretty much told me the same thing but still lies the question: I paid my statement amount in October so how can my payment be short $22.50? Nobody seem to have an answer for me. When reviewing my transaction history, nowhere does it indicate that my October payment was short. I was then transferred back to customer service, and over an hour after I placed my call, was told they would issue an investigation and I would be contacted and 5 to 7 business days.
I was a Bank of America mortgage holder for five years (whom I loved and never had problem one!) before they sold it to Nationstar who has had it for about two years now.
This is my second incident with Nationstar, the first being right after they took over my account. I was told by Bank of America that my payment would remain the same. However, my first Nationstar bill showed a higher payment. I questioned them then and was told, "That's the amount we received from Bank of America." Without proof, I had no choice but to pay the higher amount. I'm completely dissatisfied with not only the runaround that I got yesterday but their billing practices, first with the higher payment initially and now this "past due amount." How can they say that I'm past due $22.50 when I was never billed for it in the first place?
I know failing to review my statements between November and now is my fault but I still would have questioned the billing in November had I been aware of the situation.
Updated on May 3, 2015: On March 19, I posted a review. A week later I received a generic response that "someone was looking into it and would get back to me in 5-7 business days." Nearly a month went by before I heard anything from them. When I did get a phone call to discuss my issue, I was told again that their investigation department would look into it and get back to me in 5-7 business days. This was in mid-April. Now that we are in the beginning of May, I'd like to know what Nationstar considers 5-7 business days. I doubt they have any desire to resolve my issue. I seriously wish I had the funds to refinance somewhere else. I would love to go back to Bank of America!!!

I feel that the offer that I had with Nationstar was reasonable and fit well with the market. I was already a current customer and just refinanced with them. Being able to avoid a long laborious process, the appraisal and all that stuff was nice. One of the really big things was that we had a strict deadline because my wife was leaving to go out of the country and we needed to expedite it to within a couple of weeks and the loan officer was able to do so. The whole thing was fine and I would recommend them.

And documents they claim to have were signed 3 months after my husband's death! I do not have money for an attorney and they know that. I own a home with my mom. She is on the mortgage and I'm only on the title. I have had the worst time trying to get a repayment plan setup. I had to take FMLA to care for my ill mother. In May, my mom was in a car accident that left her with over 10 broken bones and in a fight for her life. When she needed to buy a new car, she reached out to Nationstar and they said she could skip the next month's mortgage payment and repay it over the next six months by paying an additional amount each month. When it came time to make the new payment, the account hadn't been updated. We called and they said they would fix it and to try again the next day. It went on like this for weeks. Well, since then my mom, who has been battling kidney and heart failure, caught that nasty super bug CRE. She has been in the hospital since January and now she has lost her hearing and has severe speech problems. I had to take a non-paid leave to care for her.
I just returned to work and they sent a letter saying we are two months behind and we have 35 days to pay them the past due amount or they will call the loan in full. We don't even have an assigned dedicated loan specialist! WTF?!? I was forced to bring a laptop to the hospital and help my mom fill out an electronic application for a modification. We don't want a modification. We want a repayment plan. I'm back at work. So frustrated at the process, the lies, and complete disregard for the law. This has been a nightmare. Two months past due and still making monthly payments and the bank wants to take our home that we spent over 100k on. Welcome to America and Nationstar.

I was calling for over a week and couldn't get through to Nationstar. They had billed me about $2000.00 and I just was move to them 60 days. After they finally contacted me they said I owed 0 balance and that bill was because they had not received payment from other mortgage company.
Original Review: March 16, 2015
I received a bill from Nationstar only after being with them from 30 days after other mortgage sold my acct. They NEVER answer phone and you're not able to get through to them. When you ask for call back an automated system calls back and says their phone tree is unavailable. Called for 4 days straight. No luck. Received a bill only after 30 day with them and it says I owe 1200.00 dollars more than my mortgage and doesn't explain why. Can't get a hold of them and the bill says pay by 3/17. I received this 3/14. I called old mortgage and they said they have no idea why I'm being charged. I have no old debt.
I was so happy with my old company and so unhappy with Nationstar. They are the worst and I was told this by a few people at an escrow office. I read reviews online while trying to find an email address and that scares me even more that they have some of the worst reviews. I would pay extra to have a new reputable mortgage company. Nationstar should not be in business the way they run it. I want to know what this 1200.00 Bill is but can't get anyone to help me. I am now trying to send certified letter to get communication from them.

My relationship with Nationstar right now is hot and cold. Hot being not so pleased and cold being okay. My loan with Bank of America was absorbed into Nationstar. I called them about refinancing my mortgage because of the letters that I got. I got one letter that I ignored and then a girl called me last year to talk about it and she was gonna do all this stuff. And then I get a phone call back from her saying, "Well we can't charge points in North Carolina so we can't do this deal and it's not in your best interest anyway." And she dragged her feet and everything. The rates went up and then it became not feasible to do it.
The second experience came off of a letter that I received saying that they could refinance the property and save me some money so I acted on that letter. I didn't wait, I made a phone call and I got a guy by the name of ** who just blew me off. I don't know what he figured out but he just got to where he would not return my phone calls and then quite frankly we'd come down to the time to close on this loan and they'd come back with the big payoff number that wasn't accurate and I didn't close the loan. They had pulled the payoff statement from Nationstar for the loan account and were asking me for $8000 to pay off somebody else's loan to get mine refinanced. That obviously didn't fly and I'm the one that discovered that they had the underwriter or the closing coordinator (**) with Greenlight, had pulled the wrong payoff statement from the loan.
So I started pursuing things with Quicken Loans and Wells Fargo and then I got another letter in the mail from Nationstar. So I called a second time, got a different guy named ** and his closing coordinator was **. Long story short, we finally got the deal done. We closed back in February but for someone to make an error as large as pulling a wrong payoff statement, then putting that into a HUD-1 statement and sending that to me and telling me that I'm gonna have to pay another $8000 to close my loan when they've made that kind of error, that's bad on the part of Nationstar to allow those kind of things to happen and do nothing about it.
The loan originator ** would not return the phone call. I called him when we're trying to work things out, he would not return the phone call. So I'm a little pissed about all of that. ** took the bull by the horns and he got some stuff done and I don't have any complaints with him. ** was great to work with as closing coordinator with Nationstar. He didn't mention Greenlight Loans in this. But they were really good to work with and got the job done for me without those type of grievous errors.

We're sorry to hear about the payoff issue you experienced during the refinance process! We sincerely apologize for any inconvenience the issue may have caused. Thanks for sharing your feedback with us. -Nationstar Customer Relations Team

My refinance went okay at the beginning. I knew there'd be some cost but the guy who called me said it would only be about $200. I didn't think it would be right paying that cheap. I asked him, "What is the catch?" and he said, "There's no catch. This is the only closing cost." I asked him ten times if he was sure and he said yes. So I went with it but I wasn't happy at all when it ended up being $2100. But it's done and over with.

To me personally, Nationstar was a little slow. The processing took a lot longer than I anticipated. The person that we initially talked to, I guess you would call him the "marketing person", took our initial application, looked things over, and explained the different possibilities to us. I got the impression that because we were an existing Nationstar customer, the process would be faster and that approval or closing would occur early in January. As it turned out, once it was handed over to the closer, it didn't go that fast. And it took well into January for the closing to occur.
We started all this back in late December and it was immediately after Christmas that it was turned over to the closer. And from the perspective of the closer, it normally took this long. It took as long as it did. In fact, they had to expedite it to get it done by the end of January, before the next payment was due on our existing loan.
At first they indicated that they would try, but there was no assurance that it would get done in what I considered a speedier manner. I just thought it seemed to me that us being existing Nationstar customers was irrelevant. It didn't have any effect on it at all. The process just took its normal course regardless of whether we were an existing customer or not. The bottom line is it got done by the time it needed to be done. So, it got done. My spouse was actually 100% satisfied, no problem at all. I'd still recommend them. Nationstar did a satisfactory job. It went slower than I anticipated, but apparently, I was just confused and misinterpreted what they said.

I found that Chase did forward payment to NationStar but still they sent me late notices. Finally got statements but always late. Now I get a letter from the county because my taxes are not being paid by the bank although they are hold escrow and still collecting escrow. When I called, someone was transferring me to escrow department but after 40 minutes they hung up on me. I have tried to call again but can't get anyone to help and they have not replied to multiple messages that I am able to send from their site. I may have to pay taxes and sue to recover costs. Today I filed complaints with FHA and other sources about my experience with Nationstar. The complaint process for FHA is to email answers@hud.gov and I filed one with http://www.consumerfinance.gov/complaint/ and lastly, I'm investing to see if I can file one with the OCC.
I currently have a mortgage through Nationstar so I called them about an FHA Streamline Refinance on my current mortgage on 12/18/2014. After 2.5 months of collecting documentation and waiting to pay the closing cost, I was told that they wouldn't be able to close on it due to North Carolina laws that their underwriter was not allowing to go to closing.
They wasted 2.5 months of my life that I can't get back and have nothing to show for it. I feel like they were covering up a problem with the closing cost and/or percentage rate that they came up with. I feel that I was misled and it was handled very unprofessionally. For the record I have not chosen Nationstar as a Mortgage Company, they bought my loan. 3 years ago they offered me a chance to refinance. They told me it would take 2-3 months. That process took 10 months. Several phone calls and a lot of frustration and then they sent the payment bill to the wrong address and fined me for being late.
This year I switched insurance companies. Unfortunately Nationstar paid both insurance companies. As soon as I received the refund, I sent it back to Nationstar for the Escrow balance. They noted receipt of the funds, but increased my payment as if I still had an Escrow shortfall. I submitted a ticket, got a response that they received the funds again, and did not change the payment. I submitted another request and here I am 8 days later with no response from Nationstar. The payment was made by our bank electronically and we have provided bank proof of the payment and receipt thereof several times. They then asked for copies of our bank statement to prove that the payment was not returned. We provided them with copies of bank statements for september, october and november along with a copy of the results of our bank’s investigation which confirmed that the payment was sent and received.
They continue to fail to post the payment and now are apparently charging us "fees and charges" which to date they have failed to explain. We recently received a threat of foreclosure. I sent in my check because they used to have auto payment from the other bank. I sent them a check 2 weeks before it was due and they didn't process the check for an additional 2 weeks, and then they came back with a late fee and then told me there's nothing they can do about it when the check was dated for and sent out way early.
Then they kept sending me a refinance option so I did that and everything is good with Greenlight Loans, which is a part of Nationstar. I have a grace period until the 15th to pay but the emails, multiple phone calls and letters begin coming on the 2nd or 3rd of each month. This is harassment plain and simple. Last time I answered the phone, the world's rudest representative informed me that just because I had a grace period didn't mean I was entitled to use it... that's an interesting new interpretation on a legal document which spells out just the opposite. She started verbally attacking me. Add the aggressive rudeness to the non-stop phone calls and it becomes unbearable.
I have asked them repeatedly to stop this. I don't get paid until mid-month and they get paid when I get paid. I have contacted an attorney and he had advised me to record all communications from them as well as save all letters, emails, etc. Folks have been suing mortgage companies for this type of abuse and winning. I received my initial loan modification papers with the wrong last name so I requested a correction which took 2 months to receive. Once I received the paperwork I called and asked if my ex husband should sign. I was told to wait for new papers because he should not be on them.
After 2 weeks of not seeing papers I called on 2/10 and was informed my loan modification was rejected with no explanation. I was asked to send in an appeal so I did. I received a letter on 2/18 stating the appeal was received and I would hear back by 3/9. I've called in 4+ times now and I've been told there's no update and to just call back later. There is no way this process could be this awful for everyone. I'm in the dark as to what's going on. I'm playing by the rules, making my payments timely and being polite with customer service. My loan was acquired from Springleaf by Nationstar. Never in my life have I had such a difficult time trying to get in touch with a company. Started getting letters about foreclosure, applied for a loan modification app...got declined. Worked with one "loan specialist" set up a payment plan to get back on track with payments. Well now she is no longer my "loan specialist" and I have been moved to another guy, whom I have tried to call several times, with no answer or returned call.
I then received a letter in the mail stating that they had no record of my homeowner’s insurance being in force and needed proof faxed immediately. Sent that fax to new loan guy....never heard anything back about it. Well last Monday a guy shows up at my house and starts taking pictures with no explanation as to why. Well, I got my answer a few days later when Nationstar proceeded to send a letter saying they had applied homeowners insurance for me (which was almost identical to what I had sent them). Then in the mailbox today I receive a letter from them and my payments have jumped up about $300 for insurance and property taxes...which I pay both MYSELF!
It seems like you never get to talk to the same person twice, and my so called "loan specialist" has yet to return my phone call... even after I faxed another copy of my homeowner's insurance to him yesterday. I’m really aggravated and have never dealt with a company that won’t answer/return phone calls, loses information and don’t make notes or keep up with what is going on.

We have contacted Nationstar mortgage multiple times about our overdue tax bills. All they ever say is they are going to look into it and we have to wait seven days for a response. You wait seven days and still no one responds. And if you call in you risk being on hold all day, which I have no time for. Who has this much time to wait for their overdue tax bills to be paid while the county threatens to auction off your property? We have called them multiple times, faxed them copies of the overdue tax bills and nothing. They take forever to respond to your e-mails and when they do they don't even answer your questions.
We own two parcels of land on our property and they are refusing to acknowledge the second parcel and pay the taxes on it. Shouldn't a mortgage company know this information and take care of it? It's not my job to have to babysit them... well apparently it is. I've given up and we are just going to pay the damn taxes out of pocket, even though we have an escrow for this exact reason. Hopefully some other mortgage company will buy our loan from them so I no longer have to deal with them.

Nationstar's refinancing process was easy, with good interest rates and customer service. Their representatives were super helpful and responsive - they would email and call - and they were really thorough in discussing my options. Refinancing with Nationstar was definitely a better opportunity to pay my loan off quicker with lower interest rates.

I received a letter from Nationstar stating I could refinance my current arm loan to a fixed loan and so I started the process in Oct. 2014 and the sales rep started the process with all pertinent information. I was trying to get cash back for paying off credit card bills and another property improvement loan. This was ok with the rep. and I signed all documents sent to me via email. While waiting for the next step in the process, about a month went by and I finally received a call from the rep. stating he had a bad accident happen to his knee, I said “sorry to hear that”, and I said “I thought you forgot about me”, and he said “no, no, no”. So next, while waiting for the next step in the process, I had not heard from my rep for some time again, and I called many times asking what was the next step, and never heard back from him again.
Apparently, he knew this loan wasn’t going to get approved from underwriting for the cash out and he disappeared. So about a month or so went by and for some dumb reason, I tried to refinance again with Greenlight loans, who is owned by Nationstar. A very nice friendly sales rep named **. I told him the scenario about what happened and he assured me that this would never happen to me again. Well, it did. In the process of discussing terms of a 30 yr. loan the rep, I decided to also look into a 15, or 20 yr loan as well. When I left a message, I had not heard back from him for about a week, and when he called he said he was out of the office- sick for a while and I said “ok, whatever”. I didn’t really believe him and he said “listen to my voice, my throat is still sore”. Didn’t sound sick to me at all, he even said “ask my manager”??? LIE.
Well anyway, I still decided to move forward but not with a 30yr, but a 15 yr loan instead. Sales rep sent out the docs via email. I wasn’t too sure if I could afford the payments on that loan and asked about a 20 year loan instead. We went over the details and the monthly payment and I said I would like a day to think about. After two days, I called the rep back and left a message and said “I would like to go ahead with the 20yr loan” and did not hear back from for two more days. When he did call, I had some other questions for him and he would just try to turn me in circles about the 30yr, 20yr, 15yr. loans saying this and that, you know, typical sales rep stuff. I told him he has not been truthful with me and he denied it all and I finally told him to forget everything and hung up the phone.
This is twice I've tried to refinance with nationstar/greenlight and have been very disappointed in their customer service. As a company that has all my information, I thought they would like to get my business since I have had a loan with them since 2006. My recommendation is to stay from these two companies if you are refinancing...

We so sorry to hear about the lack of servce you received when attempting to refinance! We appreciate the feedback and welcome the suggestions for improvement. -Nationstar Customer Relations Team

Nationstar took over my loan from another loan company and I've been recently satisfied with them. The only problem I have with them is that I kept getting calls saying that we were behind on the payment. I asked them 2 or 3 times that they have no reason to call me. I don't get my check until the second week or second Wednesday of the month. I told them that I'm going to pay it as soon as we get paid. Other than that, they were fair with me and I have had a good experience.

From October 2014 until March 2015 this company has been very unhelpful, rude, and they do not answer any questions. It is like talking to a recording with a rehearsed script. They continually transfer calls from one department to the next due to their lack of knowledge. We did not choose Nationstar, our mortgage was sold to them. We have asked for help with our mortgage and have received none! We continually receive letters in the mail for help but when you call you get the run around or hung up on. Our "personal point of contact" would go weeks without calling us back and never picked up his phone. We spoke to numerous other people within the company regarding our mortgage.
We finally were told that we do not qualify for any of their programs this past week because "WE ARE NOT DELINQUENT ON OUR PAYMENTS!” Not because my husband took a major pay cut... because we make sure to pay on time no matter what. This letter was followed by a second stating our payment is going up $150 dollars in July. So they will only help us if we destroy our credit. We did follow up with them and only one of the five people we spoke to told us that the original paperwork we had sent in was "altered by our point of contact". It did not state our hardship. We have copies of the original paperwork and requested their file to be sent to us immediately. What they are doing is illegal!

When I called their customer service department, I was told that I would receive it by January 31st. I still haven't received it and it is already March. The customer service agent informed me that the information would be available online. So I created an online account and that was completely useless because it doesn't have any of the necessary information I need. I then tried to make a payment online and it wouldn't work.
I called customer service and they charged me $10 extra to make the payment over the phone. This was after I was transferred to a department that kept hanging up on me. I was transferred and hung up on at least 7 different times. Their customer service is the worst and their website is completely useless. Their methods of accepting payments are outdated and practically prehistoric.

They need to do a better job of informing users about account issues and changes.
If a transaction gets reversed or denied, especially a transaction that was started by a customer service rep during a telephone call to a customer, just posting the reversal on the website is not enough. Post an explanation why the transaction was reversed on the website and then also send an email to the user with the explanation. Also customer service reps need more training to recognize what transactions and corrections need supervisory approval, and which department(s) to request approval from.
Loan officers need to do a better job of explaining all the effects of a refinance, immediate and within the following year. This could involve more training for loan officers. For example, when a VA loan is refinanced to a non-VA loan, what happens to escrow and VA funding fees? When a loan for a primary residence is refinanced to an investment loan (owner moved, could not sell, has to rent the home), what happens to the escrow at time of refinance and at the next escrow review? Insurance needs to change from a homeowners policy to a landlord policy.
Car insurance can change because of bundling issues. Property taxes in many jurisdictions get collected in one payment for investment properties instead of the usual two installments for residential properties.
That can have a big effect on escrow balances in the payment month and trigger an escrow increase at the next escrow review. Some mortgage servicers require a one month cash buffer in escrow for a primary residence but two months in reserve for investment properties, which will increase the escrow portion of the monthly payment at the first escrow review if not factored into the initial refinance.
There can be extra escrow difficulties if the refinance closes/funds on the day/month that property taxes are due. The loan officer should ensure that the customer understands all the changes/potential changes to his loan due to his unique set of circumstances before coming to settlement.I also hope that all consumers seeking loan refinances realize that not all loan officers know all this and even those who know often forget all the factors that apply to your individual circumstances.
Please use my response here to create a list of questions for your loan officer and keep asking until you get all the answers and the total responses tell you that the refinance is either good, bad, or neutral for you.
If I had known all the answers up front, I would still have made this refinance; it just would have made my experience (and that of several customer service reps) much easier and more pleasant.
Original Review: March 4, 2015
The terms of the refinance were not the best, but fair and competitive. But the transfer of escrow from the old loan to the new loan was mismanaged. It took the website over 30 days to catch up with all the transactions of the refinance. Then what was displayed on the website was so confusing that I did not understand that there was a problem, until an escrow analysis three months after the refinance raised the mortgage payment $184.00/month! It took 2 1/2 months and multiple telephone calls to multiple departments until my case got elevated to a supervisor who had to override multiple automated policies to correct the now 6-month old accounting error. Then a new escrow analysis reduced the payment increase to $59.00/month. Yet property taxes had not changed and the insurance had changed less than $10.00/month.
The accounting error and a change in tax payment method between the two loans had caused a negative escrow balance that triggered the rest of the increase. Other than that, the website works well. Also online check payment is free while other mortgage service providers redirect you to third-party e-services that charge "convenience" fees.

We appreciate your feedback regarding the refinance process and we'll be sure to notify our Escrow Team of the issues you experienced. If there's anything else we can do to improve the refinance experience, please reply privately with details. Thanks! -Nationstar Customer Relations Team

I get a letter in the mail stating explicitly that everything will happen automatically, and that because my auto-pay comes out at the beginning of the month, there will be a slight delay in the drafting. Well, they never drafted, and finally I asked them about it and they said I would need to pay it manually because they just fell like being full of ** for written letters apparently.
So fine, I go to pay, no big deal, only to find out they charge you to pay online. Or to pay by phone. Yes, because of their fault in delaying everything, I'm supposed to pay fees for their mistakes? Why can't they just draft it like they're supposed to anyways? WEBSITE: 3 out of 5 - While most of the information is available online, it isn't the most intuitive interface and design. But I do like that payments can be made online at no additional cost, and that you can allocate additional payments to principal, escrow, etc.
CUSTOMER SERVICE: 1 out of 5 - I hate to give such a low score, but I have never been hung up on so many times. If you call within a 1/2 hour of closing forget any help. If you need to be transferred you might as well as hang up. If you have a complex issue that can't be resolved in one phone call don't expect a callback or a follow-up e-mail. I was actually told by a rep that they weren't allowed to call customers back.
Here's an example of why I give service only 1 star. I called in on 03/02/15 and I received a message that volumes were higher than expected, but when I tried waiting on hold even the automated system disconnected the call. When I called back again, I pressed 3 for the option to have Service call me back. 6 hours later I received a call and the foreign guy (Calvin) introduced himself and then disconnected the call. Obviously trying to get through his workload before going home for the day.
I called general customer service again and received the same experience as before - volumes are high, go back to the automated system or press 3 for a callback. No option to hold. Fortunately I had saved a number directly to the tax department so I called them and waited on hold ~25 minutes before talking to an individual. The entire call took over an hour because I had to be transferred, had to reverify all personal info, re-explain the issue; and I still have to wait 2-4 weeks for a resolution (which I hope will be processed this time).
Overall: 1 out of 5 - I don't care how good the product is (and in this case it's not much better than competition), if the service is awful I don't want to do business with you. If I could transfer my mortgage somewhere else I would. The service is absolutely horrible. I try to give them the benefit of the doubt of 'accidentally' being disconnected, but when it's a regular occurrence over 5 months it can hardly be called accidental. Out of the 15+ people I've talked with only two put forth effort to resolve my concern.
Bottom line: Product - Meh. Service - Horrible!!

Once I found out I called Nationstar so here is how it has been ever since. I started off behind on my payments due to Nationstar not taking over where Bank of America left off. I called and right from the start I get to talk to someone who I couldn't understand due to the language difference. So I ask to continue my bi weekly payments and they told me I needed to be paid current before I could start that.
Well I paid the difference then they told me well you have to pay a month ahead. I paid that then I called back in and said "okay I want to start my bi weekly payments." They told me: well you are still a month behind." So this has went on for a couple of years now my credit is now shot. Last year 2014 I made 13 payments and on January 1st I called in and ask about a my bi weekly payments again. They told me once again I was a payment behind and that I missed a payment back in 2013. I said "okay, but I made 13 payments in 2014 so that should of covered that one payment."
Well after looking back into past history of payments I see that no payments had been missed. So at this time I call Nationstar back and ask about the payment they was referring to that had been missed. Well not make a long story short I have been told 5 different months this payment was missed. Here is a warning to anyone wanting to use Nationstar: DON'T DO IT. THEY ARE SCAM ARTISTS. This place has mailed me, sent certified letters and called me a million times and I'm done. I'm done answering their calls, I'm done opening their mail, and I'm done receiving and certified letters. This company is a joke.

After 2 months and a large number of phone calls the issue has been resolved. While I am very pleased with the eventual outcome, the effort it took to get to this point was entirely unnecessary. I did appreciate the help of the last representative who was easier to deal with than previous reps. Since I am no longer "angry" regarding the situation, I've updated my rating to 3 stars.

I recently sold a home and paid off my mortgage with Nationstar. I contacted them multiple times about an issue with the escrow refund. Basically I am unable to deposit the check they submitted. They told me to submit a research request (more than once). I have done so twice at this point. I have not received any response (including a denial of my request). Whenever I call, they tell me there is no open research request. I can never speak with the same individual and the research dept doesn't take incoming calls. You can only reach customer relations via mail. The last customer service representative read some of the notes to me on the account which all stated "Loan closed. No further assistance." I guess that means I won't be hearing from them?
My first research request was submitted prior to the closing of the loan. Not sure why the other customer service reps never told me that the research dept wouldn't assist me because the loan closed. Nationstar was ok during the term of my loan but I cannot believe how difficult it is to speak to someone regarding my issue or why my several attempts to reach the research department have been unsuccessful. Maybe they did receive my request but because the loan is no longer active they won't do anything about it or even have the decency to let me know they aren't going to do anything about it.

All was well until we asked for a TEMPORARY modification. It was granted, after a flurry of information was exchanged, and it was due to last no longer than 5 months, AND we were told it would not adversely affect our credit. My husband got a new job that meant a necessary relocation to another state, and sale of my house. Long story short, as we attempted to receive financing on a new home in a new city, we were told that Nationstar had reported to the credit bureaus that we were "delinquent!" We have had stellar credit most of our lives!! We have been in our current home for 10 years, and have never missed a payment even with the modification!! Now we are being told that our contract on our new home is in jeopardy because of Nationstar's lies!!
We are trying to resolve this dispute, and they are now not accepting our phone calls or emails!! We would not recommend them to anyone. They need to be truthful about what they are doing to your credit. I am within one week of closing on my new home, movers are taking my belongings to my new place, and I am being told that my financing may not happen because of this ONE thing that Nationstar was not truthful about.
Updated on 03/03/2015:
We approached Nationstar to modify our loan when my husband lost his job. His new job was due to start in a few months. We did not know that such a request required them to tear down our good earned credit rating!! Now, we have sold our home, but cannot purchase another or do anything because they have given us the worst possible delinquency rating!! This must be rectified immediately, or my home purchase and relocation to another city is in Jeopardy.
Some letters have been written on our behalf by Ms. ** but I need immediate action to be taken to help restore my credit. This requires at the least an explanation to be sent to the credit agencies specifically stating our intent to work with our mortgage company and not to defraud or show delinquency for the months of December and January.

The way this company has treated me is nothing less than traumatizing. They mess up my escrow every year, sometimes forget to pay my taxes, double bill, among other issues. Latest Issue: My signed contract says that my PMI ($75 a month) was to be paid until my loan hit 80% Loan to Value. I've been paying my PMI for over 5 years now and my loan to value is down to 33%... My loan is 2/3 paid off, and they still refuse to remove my PMI. They want me to authorize them with a blank check to do an appraisal on my house, in order for the OPPORTUNITY to remove my PMI. If you saw what this company has put me through, you would realize why authorizing them with a blank check is completely out of the question.

Our loan consultant, **, failed to properly communicate with me and my husband on our loan we were trying to refinance with him. Tells us after we did the loan with him and several days later, our loan was closed out because we didn't submit our paperwork within 5 business days. If we had known that we would have collected all the information and then did the application. He failed to do his job properly and then after trying to communicate with him, he stopped responding to emails. He only responded when we said we were going to take our loan elsewhere. Then acted like he was going to put the loan application back on without our permission! I do not want our credit to be ran AGAIN by this company that can not do their job correctly. I've had my mortgage since 1999 and never miss a payment since with various mortgage lender where my loan has been transferred several times. My latest refi approx a year ago required me to have a PMI (coming from VA to Conv). During my refi they assured me that this can be cancelled after a year with qualifications. I made a request to cancel it back in July 2014. But never heard back since, I called yesterday and got a response today that my LTV (78%) was not enough from the required 75%. Apparently that was base on the first appraisal. The paperwork they send me says 65% to 80% which if we follow that I should already be qualified. Apparently the law also states 80%.
Nevertheless I just requested for a current appraisal to move things along which I thought they would had already been done. I should already fall around 70% LTV. The non-callback since July + inability to directly get in touch with the PMI department + requiring 75% instead of 80% I believe are all tactics to further delay and charge me unnecessary insurance + it is very annoying and disturbing.

Over the course of the next 6 months I constantly emailed and/or called checking on the status of the modification and did not receive any response. The last email I send was 11-12-14, once again asking the status of my loan. At this point I had received notice of foreclosure, that I was told wouldn't happen during the modification process. Once again, no response. I now have a notice of a sheriff’s sale of my home. I don’t understand why you offer a modification if your company isn't willing to help. Elderly couple had a first mortgage with local bank and a second mortgage with a national bank. The mortgage was sold the first mortgage to Nationstar and one month later her husband died. Due to the loss of income she put the house up for sale. After a few months it was decided the market would not support the remaining balance owed on the property. However the listing agency got an offer on the property which was close to the appraised value. However it was not enough to pay off the balance owed. It has now been 10 months and no decision from Nationstar.
During this time, the elderly lady who owns the property has not been living there but has been keeping up the utilities. Nationstar has not been sympathetic to her and expeditiously resolving this matter. I have never seen or heard of a lender take so long to make a decision about anything. NationStar became the servicer of my 2nd lien when Bank of America sold it to them in 2013. I have been going through financial difficulties since that time. Loss of income made the problem worse. I was able to modify my 1st lien with no difficulty at all. With NationStar I was unable to modify the lien because the 1st was not processed through the HAMP program. They would not work with me on any type of modification. Very adamant about it. My choices were to sell the home or go into foreclosure.
To prevent foreclosure I worked with my 1st lien holder on approval of a short sale. They provided a step by step processes which was amazingly easy. On the other hand, the NationStar customer service representative said, "when you have the house on the market with an MLS number and a real estate agent, have the agent contact us." This person was inconsiderate and wanted to be off the phone as quickly as possible. NationStar's Short Sale process is difficult to navigate, lacks cohesiveness and has paperwork that is duplicated more times than is necessary. I was unable to talk with a Short Sale customer service rep to find out the status of my application. I was told to contact my agent for any updates. After three weeks, I still did not have an answer if the short sale was approved or not.
The settlement process is not any better. The one customer service rep that I did speak to, who was very nice, told me what I needed to do and gave me the point of contact in their Settlement Department (this is the only reason why I gave a 2-star rating). I sent an email to this representative with an attached letter from the 1st lien holder with the information required for the Settlement and asked for any additional information that was required. The email I received was very short and rude. It seemed as if the representative did not bother to open the attachment to read what was in it because the information she needed was in the letter. Also, she assumes that I understand the acronyms of the mortgage business.
It's shameful that a company like NationStar would allow their customer service representatives to act this way. Inconsiderate, lack of attention to detail and not very business like. Some were clearly too new to the process to give informative answers. Sure we all get bogged down with work and have to deal with people who behave badly but that doesn't mean they should also. I would recommend remedial training for all representatives on customer service, from the top down, and encourage mentorship to the new employees having to deal with these types of processes. I am very dissatisfied with NationStar but hope that in the future they will become better. There is potential for good things but only if they adopt a better attitude.

Refinancing with Nationstar was a terrible experience. We didn't know that we were scheduled for it and had to postpone so we ended up getting charged more interest. Greenlight rescheduled the closing for two days later and the guy was late and everything was done in about fifteen minutes. He gave us copies that were on a CD that were copies from before we ever signed the loan. He forgot the note itself, so Greenlight reached out to us couple days after closing and said they missed the paperwork and they'll email and we had to sign it and email back and backdate it which sounds awfully sketchy in the legal. The entire process could not have been any worse.
Couple weeks later, I could look back at it and kind of laugh at just how bad it was. Both our loan officer and handler gave us their manager's name if there were any problems but they never returned calls or emails. We never had a chance to address our concerns. We were completely treated as a loan number rather than a customer the entire time. If there had been any follow-up on their part at any point, maybe it wouldn't have turned out as badly as it did. But the ball was dropped at every turn and it just seemed like nobody cared then and nobody cares now.

Now loan moved to Nationstar for servicing in 2013. I submitted paperwork for a loan modification in Oct 2013 - she was never told yes or no. Put home in the market in January 2014 at 50000 less than what is owed and resubmitted paperwork for loan modification through realtor. Approx 3 weeks prior to first foreclosure date realtor submits good offer with pre-approved buyer and is told by Nationstar it is too late and foreclosure sale would go forward. Based on a court order to vacate the property, I moved three days before sheriff's sale.
Mail received on the days during my moved were not opened until the day before the sheriff's sale. In the mail is a notice to withdraw the property from the next day’s sale. Since I have just moved my entire household in compliance with a court order to do so, I now have an empty property 25 mile from where I currently reside. This was May 2014 and myself, my realtor and a title attorney have continued to send the same paperwork that was sent in Oct 2013 and in January 2013. Next foreclosure date is July 2014 and the pre-qualified Buyer is still interested. More duplicate paperwork submitted now triplicate. Withdrew property for July 2014 sale to work on loan modification. Again the same paperwork sent over and over and over and over... from real to from title attorney. Next foreclosure date is September 2014.
At this point there is no point to continue beating this dead horse and realtors and attorneys do not work free. I was hoping that Nationstar would take the property at the September auction. But guess what... the property was withdrawn from the auction. Homeowners insure found home unoccupied during a random property check and I explained the entire situation to them and as is the right the policy was cancelled. I am now receiving mail that I have no homeowners coverage on this vacant property.
I have recently lost my job due to job elimination and retired. My income is now about a third of what it was and I couldn't afford this home if I wanted to. I am gathering the volumes of information and documentation and am going to file a complaint with the Attorney General. Thanks Nationstar for nothing...

Nationstar says on this site that they will respond to me in 5 to 7 days regarding my account with them. They indicate they will respond to the address on their records. So their response will go to a property that I was ordered to vacate in May 2014 prior to foreclosure. It is almost March 2015 and the property has been removed from sheriff sales in May 2014, July 2013, and September 2014 to work on loan modification. However the documentation provided to them for a loan mod, a process I began with them in October 2013 had to be resubmitted to Nationstar repeatedly. I had a realtor and a title attorney sending all requested documentation and we got nowhere. So now I stand alone with piles of paperwork that were submitted and resubmitted to Nationstar and a vacant home that I can no longer afford, and am again waiting for Nationstar to say something, anything on the matter.

We have an ARM mortgage that was sold to Nationstar several years ago. I have always made extra payments on the principal as I could afford (200 -300 per month). We purchased in 2005 in California, so we are underwater like numerous homeowners are in our area. I had began to worry about rates adjusting upwards so I contacted Nationstar 2 years ago about doing something with our interest rate. They informed me that they do not perform in-house refinancing and referred me to Quicken, but because we have over 20 acres and a jumbo loan, Quicken would not work with us either. So, back to Nationstar I go. We have great credit and good income, have never been late on anything, ever.
It took 2 YEARS of working with Nationstar to get them to say to me "all we can do is offer you a modification", when all I really wanted was a fixed rate loan. Since I have such an apparently unusual property/loan, my only choice is to roll the dice with the ARM and hope it doesn't start adjusting, or work with Nationstar on a "modification". Again, I've never been late with anything and have always made extra principal payments. Back and forth with Nationstar for MONTHS... (started in 2012), with them changing my "single point of contact" numerous times, them losing my paperwork, paperwork becoming expired because of how long the process was taking, etc... Nationstar actually closed my case 3 times because of "missing paperwork" even though I provided them everything, every time, via fax, fedex, etc.
Last October, I got an email from my then current "single point of contact" that was literally a one line email stating "congratulations, you've been approved for a modification, your first payment is due Dec 1 in the amount of **". That's it. No terms, no explanation, nothing. I wrote her back asking if the payment amount included payments to my escrow account. She actually replied to that email (thankfully, more later on this) saying that the amount DID include payments to escrow. However, she didn't answer any of my other questions (i.e. what are the terms of this modification, would it affect my credit rating, etc). I then proceeded to email her 27 times… that's right, 27 times as of today with ZERO RESPONSE from her. Nothing. If I call her number, I get her voicemail 100% of the time, stating "I cannot answer the phone and I do not answer voicemails".
While I was making my "trial payments" (because what else can I do since nobody will answer my questions) I continued calling Nationstar trying to get someone to talk to me. I began to get certified letters in the mail stating that I was "in arrears for mortgage payments for December, January", and that nonpayment could result in foreclosure (????). Let's keep in mind that all I was trying to do was get my loan to a fixed rate… nothing more. I finally got someone on the phone in January who told me to "ignore any letters or certified mail that I was getting from Nationstar because the modification activities are separate from the regular mortgage division and those notices go out automatically". I asked this guy about my credit rating and he said it would NOT be affected as Nationstar suspends all reporting during the trial period.
Nearing the end of the trial period, I received a modification packet to sign which (finally) stated the terms under which this modification would be offered. Why in blue blazes would this galactically incompetent company not provide their customers with these terms UP FRONT?? It defies any logic I'm aware of. In this packet was an escrow statement, which declared that my escrow account was now almost $4000.00 short (???). This made no sense to me as I had never missed any payments and nothing had changed in either my insurance rates or my taxes.
After many many calls (over 4 days, more than 12 hours of phone time), I learned from the escrow department that they had made the escrow calculation back in October (4 months ago) with the assumption that no further payments would be going into my escrow account, even though I verified with my "single point of contact" (such a joke) that my "trial payments" DID include payments to my escrow.
Since I had to get this modification packet back to them asap (this is another point of contention.. they drag their feet for 2 years and then I have 6 days to review this documentation???), I was advised by their escrow representative to sign the mod documents (which included the incorrect escrow statement) and return the paperwork. Then I would need to call them back and request a re-calculation of my escrow account. I am 100% positive that when I call them back in a few days, no one will know anything and it will be another herculean effort to get my escrow account fixed. Oh, and the kicker... one guy I talked to last week told me that because in the "regular modification" side of their business it appears that I haven't been making my mortgage payments (because I'm making them under the modification side) that they have "definitely reported me to the various credit bureaus for lack of payment.
I cannot say enough negative things about this cataclysmically flawed organization except that I hope that the various class action suits manage to force this sham of a company out of business. I have already contacted an attorney about their faulty and deceptive business practices and I can only hope that something positive will come from this experience. If nothing else, I know to run far far away from Nationstar.

Although I live here, and am a co-owner of the property, the mortgage is in my wife's name. Several times, our payments have not been processed until weeks after Nationstar has received them. So far no late fees have been assessed, but I worry our credit may be damaged by this. We have called frequently, and Nationstar has phoned us, but our last payment has yet to be processed by our bank, although Nationstar personnel verify receipt. I would very much like to see smoother and more consistent processing of our payments, even if that means paying by debit online. I just don't know what to do.

I refinanced my house with Nationstar to get a lower payment and right off the bat, they give all this estimate. They tell me my new payment is gonna be $600. I asked them a couple times if this is gonna be the last amount and it's not gonna go up anymore - they told me that should be everything. So I proceeded with the refinancing and they guided me through what else need to be done and I give all the response that needs to be done. The only concern I got is the first payment I have which is coming up this March is $694. That's my new payment, I guess. I'm paying right now $694 when my old payment is like $780.
It don't really make a difference, only like $100 but I'm not happy with stuff that they're telling me because why bother refinancing if it's gonna be that amount difference? That's the only kind of disappointment I got from them. It kind of pissed me off, but nothing I can do now, everything is set. I just wish they could have told me that; they should have told me the truth about it. Other than that, they've been helping me and I have a good experience with them. They help me a lot.

In fact, it's really weird because we were looking at refinancing with someone else, and Rob called out of the clear blue. I said "hey that's fine, were not committed to anybody". He sent us some information, got to email some stuff back and forth, and we're very happy with it. We benefited from a lower interest rate, a shorter term, a couple years off our mortgage - so it worked out really well for us. I would have looked at them from the very beginning, and I would recommend it to anybody. Rob was so straightforward and right upfront with everything, and he made it all so easy for us.

My loan was switched to Nationstar from Bank of America. The refinancing with Greenlight was a great experience, except for the guy that handled it at the end. The first guy called me for the initial meeting; it was a West Coast, East Coast time difference. He worked with that well - he knew that when he sent an email, he should call or leave a message to let me know because of the time difference. We worked everything out, I got all the pages done. Once I finished with him, I thought the only thing to do was to sign paperwork. But then another guy would send me an email at 8:00 my time, which by then I'm not looking at emails. Then the next day, I would get it and then he would start emailing or calling like I hadn't responded back, when it was just a time difference. So the loan got delayed because we miscommunicated. To me it was poor professionalism on his part.

Surprisingly, my experience with Nationstar is not quite over since they owe me a check. They told me that it would be $800 and something and since the other loan has closed out and just they want to set up, I'm supposed to be getting a check back and I haven't gotten that. The mortgage I had was sold to them and so all of the sudden, they owned my mortgage. So when I went to refinance my mortgage, I got in touch with them along with some other people. And even though their interest rate was higher, somehow or another, their monthly payments were lower and that didn't quite make sense to me. I did feel like I was getting a much straighter deal than I did from the other two companies that I was looking at and talking to. So I went ahead and went with them even though I had some serious questions about what was going on.
The first guy I dealt with who was handling the initial setup of everything was very straightforward the rules and told me "these are the laws and this is the way it is." He did reach a point where he got a little pushy. He backed off eventually and then he was nice. Jasmine, who works with one of the other subsidiaries that they have was cool and got me information. I got along fine with them. The only issue I had was that - and I don't think that it had anything to do with Nationstar - they set up for me to talk to an attorney to do the closing. The attorney was given two appointments at 5 o'clock. One with me and one with somebody 40 miles away from me. It's impossible for him to be in both places at once. Now, I don't know if that's something that a subsidiary of Nationstar set up or if that's somebody that whoever he works for set that up. It was stupid in the first place.
The second thing which is a fault of Nationstar or one of their subsidiaries, this person out in California who was arranging for the funding and did the paperwork needed to go to lunch instead of doing the paperwork. But when she finally finished the paperwork, it was all dated the 15th. The problem is that California and South Carolina has 3 hours difference in time and so by the time she got back from lunch and finished belching and flossing her teeth and got to where she's sending us paperwork, it's already after four o'clock. And so she's sending it to the guy's headquarters out in Columbia which is an hour and a half away from us. So if he had to have original paperwork, he doesn't get it because he's already all 40 miles away from me.
So then in order to get it done the next day, they had to redo all the paperwork with the next day's date. And I said, when the woman's redoing the paperwork, make sure she doesn't go to eat first. I was really not happy with that. That woman should've been fired. There's too many people out in California looking for work for this woman to worry about her stomach. My thing is, fine, you all need to get the people that are on the East Coast taken care of before lunch. When you do something on a nationwide scale, you need to realize that you got to take care of your East Coast people before you worry about your stomach or your West Coast people. So until I get my check back, every day our experience with them goes down another notch.
Also on the other side of that coin, when the attorney sat down with me to close it, the Nationstar guy had sent me electronically copies of all of this loan agreement and the Lending Act information and all that kind of stuff. I electronically signed it and sent it back. Once you get the loan closing papers and you're having to sign those, then any of the papers leading up to that doesn't matter. They're like null and void at that point. The thing is that when that attorney showed up with the 50 something pages of the loan closing papers, he also had 50 something pages of loan setup papers. And I had to sign everything that I'd already electronically signed and which he admitted were null and void because I was closing the loan and so therefore it didn't matter what I signed or initialed, whether electronically or in person.
So we're sitting near to an hour and a half and half that time was not necessary. I'm thinking why do they send him out with all of these hard copies and stuff that he didn't even need to give me and have me have to initial and sign and initial and sign. All the stuff that I'd already electronically initialed and signed - those were totally unnecessary. I was fine with them ever since they've gotten the loan and I was just glad to be able to finally getting around to refinancing it because I was paying a huge amount before which was not their doing. Everybody was nice that I talked to. Fortunately, I did not talk to the lady who had to go to lunch instead of doing the funding paperwork because if I had talked to her, I would have blasted her out of the water. But the other people were really nice. So I appreciated their professionalism.

Refinancing with Nationstar went really well. The whole process was very, very smooth. They said it would take 30 to 40 days to do and it was two weeks or less actually. It went really fast and was the easiest thing I've ever done in a financial situation. My interest rate was lowered from 5% so it's 4.25% now and I was also able to convert over from an FHA to a conventional loan. My payment got reduced almost $250.00 a month, which is a lot of money to me. It was wonderful -- easy and simple.

Nationstar took over my mortgage loan from another company. I wanted to refinance my house, which I got before I got married and so I wanted to continue the refinance in my name alone. We were told that could happen -- my husband's name would only be on paper saying that he was aware that I was refinancing my house but that his name wasn't going to be on the mortgage. But when we sat down at the table to sign the paperwork, his name was all over the paperwork and basically putting him in a position where he was responsible for the property where we were trying to make it sure that wasn't going to happen. So it was all misleading. It took a long time for them to explain it to us. We were trying to clarify the whole thing.
My new mortgage would start on March 1st. But before, I had a problem because they were charging me, sending me these notices every month saying that if I don't call by a certain amount of time, my mortgage is going to go up really high for some nonsensical reason. So when I would call, we would be sent around from this one to that one and nobody could really answer the questions. And then finally would say, "Well, there's no problem. Your mortgage will stay the same next month. Its just a problem on our part." But the next month, the same thing would happen. We didn't want to refinance with Nationstar but because our house was upside down, I felt like I didn't have much of a choice. However, I did find the interactions between Britney ** very professional. But once Britney sent me to the next stage of the process, things started to break down.

Hello. I have been dealing with Nationstar for I believe over a year now trying to do a Deed in Lieu of foreclosure on our home. Our assigned case manager Ashley ** would not do anything to move things along for us. She would never call us or bother to call us back after my husband and I would leave voice mail after voice mail with her. NS would lose the paper work we had mailed back to them constantly lying I'm sure and saying that they misplaced it or they never received it asking us to resend it to them. We had finished the loan modification stage and were in the process of the deed in lieu and had been for a few months then out of the blue my husband got an email that told us that someone from loan modification had wanted us to send them some expired paperwork to start the loan modification up...???
I was confused. We had already been cleared from that stage... no one could tell me what was going on... so they had us do the loan mod again and by the time we were done with that 2-3 more months went by and we were back in the deed in lieu stage for a second time. I had asked if there was a file open already and they said, "Yes there was. Why are you requesting to do a deed in lieu again?" They thought I was weird and had three heads... I told them that I had gotten shuffled back to loan mod and redid that and no one knew what was going on that is why I am redoing this deed in lieu again for the second time... The representative said, "There was no need for you to go and do a loan mod again. You already had a case open for your deed in lieu!!!"
I was livid they wasted 4 MONTHS of my time!!! We could have already been so much further along with things in the deed in lieu if people at Nationstar weren't so incompetent. That is how everything went with NS one thing after another... Thankfully I had a VA representative backing me up in my corner helping me when she could. She would call them and bug NS. After not getting any help from our case manager she never called us back when we wanted to know statuses on our case and the other incompetent people they have at that sad excuse for a company. They could never do anything to help us or tell us anything, they would just send me to our case manager's phone and we would leave voice mail after voice mail with never ever hearing from her...
We finally had a VA representative help us move things along and things had proceeded finally. About a month ago our case manager had sent us paper work to sign and get notarized. She also had called us personally and told us that the title had come back clean and that we had 20 days from the day that she had called us about the title to move out, all she requested was pictures of the empty house to be emailed to her once we moved out.... We had done so, we moved out and sent her the pictures... We were liking our new apartment. I was trying to get a hold of her trying to see if she received our email with the pictures in them and to see what she wanted us to do with the house keys and to no surprise she never called us back and none of the reps. could tell us anything...
So out of the blue my VA representative had called us two weeks after we moved and she told us that there was something wrong with the title. It was an Assignment issue where the name of the title was in Atlantic Bay mortgage group and Nationstar was trying to work with lawyers to get the name transferred over to them... I was dumbfounded but also I had a feeling something would happen like this..... I called our case manager livid and yelled at her why we were not told of this by her or any of the Nationstar staff? I had to find out through my VA rep. instead...
Now here it has been almost a month and I have been frantically calling case manager and the Nationstar reps trying to get answers and status on things but of course our case manager has never answered the phone or called us back... None of the reps can tell me anything. I have asked them how long this can take and he said it usually takes quite some time.... I asked my VA rep. "Am I still liable for NS monthly mortgage payments even if this could take 6 months or more..." She had said yes I am liable for their payments... but I have already moved on the word of my case manager and her telling me it was ok and that the title was clear...... So now I have rent to pay 1,090$ along with our mortgage payment 1,080$.... I'm for damn sure not paying NS. The apartment is going to get my money not them.... This couldn't have been legal.... I'm afraid of getting collection calls and my husband is in the navy. I don't want him to get in trouble or lose security clearances or worse his job...
So I am thinking of talking to navy JAG to get them involved. I am getting together all my phone call logs from the past year off my husband's phone and mine.... I have paperwork I typed and printed out of everyone I have called, their name and what company they are from and what we talked about. I keep everything NS has ever sent us and everything we have ever sent them... What else can I do to prepare my self and protect myself.... I hope those of you who are dealing with Nationstar the best of luck and those of you who are home buyers be wary. SOME ADVICE - DON'T TRUST ANYONE NOT EVEN THE COX CABLE GUY OR YOUR STORAGE UNIT PEOPLE..... ALWAYS..... ALWAYS DOCUMENT EVERYTHING..... COVER YOUR WHO'S WHAT WHERE WHENS AND WHYS!!!!!!! (I know that I have really despicable grammar errors and the like I am too angry to care.)

The last company I had, which was Bank of America, sold my loan to Nationstar. I still haven't gotten my next payment but I believe they said it was going to be $140 less a month so that's one of the benefits signing up with Nationstar. However, their people need to be more prompt and professional. If somebody calls you and leaves you a voice mail, you call that person back even if you don't have an answer yet, it's still polite to call a person back and say, "Hey, I'm still working on it. I haven't heard back yet." I was very dissatisfied with Theresa. I left her several voice mails and she never called me back. I don't think that's very professional. Kyle **, on the other hand, was better. I would call him. If he didn't answer I would leave a voice mail and he would return my call. I have been in a lengthy and short sale process since 8/14. My offer was accepted by the first mortgage bank and the sellers. The hold-up was US Bank as the second mortgage holder who gave different excuses each month as to why they wouldn't sign the paperwork. NationStar owned the first Mortgage and stepped in to review the loan process in January 2015. The account was assigned to Ernest ** for document reviewal. On 2/2/15 the listing agent received a letter stating that the loan approval had been denied because Oregon does not have a redemption law, therefore our loan was deemed a foreclosure.
In fact, Oregon does have a redemption clause and is currently considered a short sale. This short sale process has gone on now for 6 months all due to one bank's (US Bank) neglect. All the loan documents were provided to NationStar and we finally had hope that this broken process would move forward. The loan review was incorrect and now we're left waiting once again with no idea what the next step will be. NationStar even sent a local realtor to appraise the property at taxpayer expense (the third one since March). Another waste of time and money. We're not trying to flip or make profit from the property. I'm just trying to raise a family and retire in the home one day. How will the housing market ever recover if the banks don't care?

We'd be glad to help with the short sale process! Please reply privately with the address of the property you are attempting to purchase so we can provide an update. Thanks! -Nationstar Customer Relations Team

I refinanced my fixed rate loan on a 3-Family Investment Property in NY with Nationstar/Greenlight and closed on the loan on 1/29/2105. My monthly payment went down more than $1,000/month, from about $3,323 to $2,235. The whole process started with me getting mailings from Nationstar, who was successor of my loan from another lender, telling me how much I could save with a refinance. I am a real estate professional myself, and I was skeptical both about the savings and about the ease of refinancing, especially in light of developments with financing and refinancing since the start of the financial crisis. However, I started making inquiries, half-serious, just to get myself informed and to get my curiosity satisfied.
About half a year after my first inquiry, I continued to get mailings from Nationstar about how much money I could save with a refinance, and how smooth such a refinance would be, since I am already a Nationstar customer. I made another inquiry, again somewhat halfhearted. This time, I got stuck with a person who turned out to be a wonderful loan originator/consultant, Jennifer ** (Direct Line: **). I missed her calls a few times, and she missed mine a few times, and she kept coming back, not letting go of me. I thought at one point that she would figure out that I'm really not that serious into this refinance, as I was too skeptical about what was promised. I am grateful now that she did not relent, that she always kept calling back.
Finally, after going over the refinance terms again and again over the phone, and after being promised there would be no upfront costs, not even appraisal cost, I figured I had nothing to lose. So I applied. When I got the application sent by email, and reviewed it online, I had a truckload of questions, which must have frustrated her to hell, but one wouldn't know it over the phone. She kept her cool and her patience with me, and when she could not answer a couple of my questions directly, she connected me with her Supervisor Scott **, who allayed my suspicions and clarified the issues I was concerned about.
From there on, it was smooth sailing. The online application with DocMagic is a breeze. Next day I expressed documents requested with the application, and the process had started. The appraisal was fast and easy (there is plenty of equity in the property). Right after the application was submitted, I got an email from another wonderful lady by the name of Caroline ** (Direct Line: **). Caroline was the loan processor, and she would now take over from Jennifer. Initially, I was a bit unhappy, because I had worked so well with Jennifer, and I did not want to let go of her.
At this point, I still could not believe that this process could be as smooth as I was told it would be. So I googled Reviews of Greenlight and Nationstar, and I got kind of scared by some of the things that were said about the loan process about the companies. I figured, well, if this is indeed the case, that the staff at Greenlight are this horrible and unprofessional, I'm just not going to get the loan, and Greenlight is going to be out the cost of the appraisal. Things turned out quite the contrary to all those horror stories that I had read about in online reviews.
Caroline **, the loan processor who took over from Jennifer **, the loan originator, exemplifies the consummate professional. This is Caroline on a recorded line. This was music to my ears! A wonderful, sweet, and live voice on the other end! It was a true delight working with Caroline. She was there and responsive when I called, or she called back or emailed in a very timely manner, she was most efficient in handling the documents and in the most expedient manner, and quick and intuitive in handling minor issues when they came up. Her voice and recorded voice will be ringing in my ears when I meet up with another consummate professional like Caroline.
With Caroline's competent processing of my refinance, I saved a lot of money on the huge mortgage recording tax in NYC by doing a CEMA (Consolidation, Extension and Modification Agreement). Caroline got the CEMA done in no time, and there was no talk whatsoever from Jennifer or Caroline that we can't do this, you've got to pay the mortgage recording tax, talk as such you would perhaps hear from unscrupulous mortgage representative, either because they are not knowledgeable enough, or because they don't want to bother themselves for you. The loan closing itself was fast and easy. I was almost in disbelief when Caroline called and said "we're ready to close, and we'll send the closer to your home at the time that's convenient for you."
The day after the closing, I got an email from Jennifer ** saying that my loan funded! A compliment to the whole company: It sends a reassuring message (on the outgoing voicemail) to the client/applicant that there is a backup person (supervisor) who can be reached if the prime contact person for the loan application/processing cannot be reached. That is, if that sweet, yet live and professional voice of Jennifer ** or Caroline **, is not immediately available. WRITTEN BY A REAL APPLICANT WHOSE REFINANCE WAS HANDLED IN THE MOST EFFICIENT MANNER BY MOST PROFESSIONAL LOAN ORIGINATOR JENNIFER ** AND PROCESSOR CAROLINE ** AT GREENLIGHT/NATIONSTAR.
