I got behind two months with Citifinancial but was making payments and communicating with office staff in making arrangements. They call my job 8 to 9 times a day, then the same when I get home. My father spoke with a Brian at this branch who gave my father my entire loan information including how much is owed and balance, which is against the law. I made a pre-arranged payment on August 3, and Chris, the manager, filed a complaint against me on August 2. My attorney spoke with their attorney about options, and I chose to pay amount owed and make monthly payments on time for 5 years stated in a judgment. Today we called to finalize were told that they decided they wanted to garnish my wages and that this was a personal vendetta. Their own attorney is disgusted with them.

I am so stressed out that I am losing weight and sleep and I have become very depressed. I have 3 children to raise and I am a single parent. They will take 25% of my gross which is $740.00 a month. This is like a house payment. How will we eat or how will I continue to keep a roof my family's head? I have kept in contact with them even when they make threats. This is the only unsecured debt that I have, and they want to destroy me with it.

My mortgage was taken over in September when ABN Amro sold it to this company. I had a coupon and paid September. I called regarding a booklet for October around mid-October when I had received no coupon or booklet. I got a customer rep as she called herself. I asked for a book. She said, "We don't use them. We send a monthly statement." Since I pay by the first and it was after the 15th, I told her that I had not received mine. She responded that they had not gotten around to sending then but she would do me a favor and send a duplicate of the original take over notice. She stated I could just write my account # on the check, and it would be credited.

I waited a week and then sent an annotated check. I never received the original in that time period. Later, I received a coupon for the payment due on October 1 which I will now use for November. There was no credit for the payment mailed on 9/25 because I waited for the coupon. I have never before mailed a payment that late. Now, I tried to find out the status of my mortgage figuring that by now I should have had it credited even by the slowest of the slow. I filled out their questionnaire with personal info 3 times and they rejected it. I thought maybe it was time that was required but when I tried to get to my account, they had locked the info and would not give me access, the excuse being they rejected as invalid my email address and zip code which were correct and the only email and zip code I have.

I received my 2007 escrow statement and noticed a whopping $321 per month increase in my payment. After putting a pencil to paper, it became obvious that they had incorrectly estimated one of my taxes. They had the tax increasing over 114%! The situation was extremely stressful for me as I couldn't afford the payment they had calculated. I was actually talking to another bank about refinancing, just to get this fixed.

They finally got that problem fixed, but they're still over-escrowing my account by about $80/Mo. Now, that may not sound like a lot of money to some of you, but for me, that's huge! I have enough money in my escrow now to pay for all my taxes & insurance, and I still have 2 payments left for the calendar year. When I called them they said it wouldn't be refunded until March 2008.

My gripe is that Citimortgage is going to camp out with my $1,000 for a few months and earn interest while I'm struggling to pay my cable bill. I'd be willing to bet they're over-escrowing lots of other folks too. Add them all up and they're making easy cash.

I'm a single father, and this has had a incredible impact on me and my 2 boys. My budget has been strained all year over this. If I thought I had legal action I'd hit it. I also think mortgage companies should pay consumers interest on escrow overages.

citimortgage foreclosed on my home in June of 2007. The home has not gone up for sale yet. In July of 2007 I made them an offer of $84,000 cash for them to do a short sale. At first they agreed, then they changed their minds and refused - then a few weeks later they said they would probably agree. In the meantime I went and purchased another place to live. They have caused me nothing but emotional turmoil for over a year - I never took this mortgage out with them in the first place - they bought my mortgage from Castle Pointe Mortgage.

I can never get any factual information from Citi and they always come up with different facts everytime I call them and I never get to speak with the same person more than once or twice.

I am losing the home I love and I have dogs and they enjoy the large yard - why couldn't Citi have just negotiated with me in the first place!

In May 2007, CitiMortgage offered a "financial hardship" form to review eligibility of my hardship after I experienced water damage to my kitchen floor and fell behind on my mortgage. I received the form via mail and on 5/29/07, I faxed the form (as instructed on the form) to (636) 261-7706. The form indicates "Packages are reviewed first come, first served, and average review time is 30-days." When I called to make my next payment in mid-June 2007, I spoke with Wayne, CitiMortgage representative. I asked Wayne if there was any record of the document/request for financial hardship review. Wayne's reply was no and, normally, the financial hardship documents are reviewed within 1 to 1.5 weeks, at which time the account is "assigned to a CitiMortgage/Loss Mitigation Representative".

Furthermore, Wayne suggested that I re-fax the documents to a different CitiMortgage fax number, (636) 261-7709, since it was past the normal time frame. I immediately did so. I have copies of confirmation of successful fax transmittal for both. Since this time, I have made countless telephone calls to CitiMortgage, spoken to several representatives and even received bad advice from a supervisor who provided a telephone number to the "unit handling my account". When I called the telephone number, I was advised that I was misinformed and the representative provided yet another telephone number. I have made so many telephone calls to so many different telephone numbers, expressed my concerns - yet I have not received any assistance.

The last attempt was today, when I spoke to Jai, Citimortgage representative at 1-800-283-7918, I asked for an address to mail a formal complaint inter- and outer-agency. He provided the address for CitiMortgage's Account Inquiry Dept. and could only provide a telephone number to HUD, (800) 697-6967. I will be making complaints to both as instructed. I searched the website for financial hardship information. Guess what? They have another fax number listed (301) 696-4473. It's confusing... the financial hardship form indicates fax #(636) 261-7706; the financial hardship letter (and Wayne) refers to fax# (636) 261-7709, and the website refers to the number above!

It all began when my wife was put on bedrest in July-at the end of her last pregnancy. She was unexpectedly out of work and we began getting behind. Most of our creditors worked with us--not Citifinancial--who we have a very small second with--about 14,000. First we were told we could be given a deferrment. Then we started getting call after call. We were told we were not eligible for a deferrment. We were behind less than 60 days.

In November they stated that they never received our payment. So I put a stop on the check and sent out two payments(Nov and Dec) via online banking. In the meantime we received a letter stating they were taking us to court and wanted to foreclose. Our lawyer got involved. The judge dismissed their claim of foreclosure but told us we had to pay their lawyer fees--115.00 a month for 6 mos.

So we began sending weekly payments via online banking. Citifinancial would process some and some they would not. They would also hold onto some checks for over a month. So checks sent to them in April might clear before ones written in March. Then they sent back checks saying they couldn't find the account number--all the while they had written it on the check and then blacked it out with a marker!!!

They also claim to have not gotten payments that have cleared. We are going back to court for the third time with them. The second time--the judge basically asked their lawyer what was going on--to which he didn't have an answer. Their latest claim is that they have not gotten payments since Jan '07 and want $600 in 45 days to avoid foreclosure. It is a good thing I have made all payments via online banking so I have proof of payment.

This is incredibly stressful and creates lots of uneccessary tension, anxiety and stress. No one wants to lose their home--especially with 3 kids and especially when they are making the payments!

We just bought a new home in December and Citimortgage bought our loan and the first payment was due February 1st. We received a letter stating we had 60 days to make the first payment w/o being penalized for it. We later realized we'd read this letter wrong - according to them. SO we have been making payments and sending money in every few weeks to try to make up for the late Feb payment. So now we are in April and according to our records we are caught up and I'm now working on sending payments for the May bill.

WE have been receiving letters stating we owe a HUGE amount and we aren't seeing our payments get credited. Then we received a letter with one of our checks being returned to us as they refused it. I called them that Friday right away. They have money sitting in an unapplied account and won't credit it to our loan.

Citimortgage bought the original fixed-rate loan on our new home, purchased June 2005, within 3 months. A year and 3 months later they notified us of a HUGE jump in our payment from $3166.45 /month to $4009.70/month. They cited an escrow shortage miscalculation and the need for them to maintain a sufficient reserve. Many phone calls and long-distance discussions with Citimortgage representatives (all out of our state of California) left us completely in the dark, stressed, and worried we would lose our home that we had so conservatively financed. Our rate was fixed and so is our property tax.

To this date we still have no explanation or justification for this incredible hardship citimortgage has caused us. They apparently feel quite free to raise a customer's payment a huge percentage with no warning, no explanation,no apology and no option.

My wife has had to go out and find two jobs to save our home. The stress, anger and helpless feeling of this situation is unbelievable. Citimortgage doesn't seem to give a damn and this disaster appears to be based on their miscalculations and negligence !

I purchased my home a year ago and Citimortgage purchased my loan from First Continental Mortgage. My payements were the same until now. Citimortage is going up on my mortgage $1700.00 a month. Almost double what I am paying now. They are calling it an escrow shortage. My taxes nor my insurance increased. I have not been able to talk with anyone in the company and I am placed on hold for hours at a time.

There is no possible way for me to pay that rate and normal home bills. I am in shock trying to figure out what are my options since this is due next month. I was given a thrity day notice to pay the new amount.

We received a 2nd mortgage from Citi financial in 2001 we made our payments on time. From time to time we would get an extra charge for a bounced check. I would fight with them send copies of checks and they would never reverse the charges so I just paid them there blood money. The worst part was when we refinanced our mortgage and the loan with them was to be paid they would not send a payoff over and over they were asked for it.

It got to the point were I got involved and I was informed that it was sent and he would send it again as a favor to me. After many calls the escrow company finally got the payoff they sent the payment the same day hand delivered. A few days later I went to check on the payoff and Citifinancial told me that we still owed a release fee on the loan! I went in to the office with a copy of the payoff they sent to the escrow company and in the space for addition fees it said 0.00 and I pointed out this fee was not disclosed in our loan papers.

I completed an loan application to refinance with Citimortgage. I paid an application fee and this fee is to be refunded if a loan was approved and accepted. I found out that I had collections on my credit reports and attempted to dispute them. In the meantime I requested for Citimortgage to cancel the application and I requested a refund of the application fee charged from my credit card. She continued to tell me the fee is non-refundable since the application is approved. I never received an official approval letter from the Company. This took about 3 months.

In September 2004 - December 2004, Florida was hit by 4 hurricanes back to back. I lost a lot of time at work and on September 27, 2004, I contacted my mortgage co., which at the time was Principal Residential and explained my situation. They told me not to worry about it that I was in the disaster areas and that they would work with me. From Sept. 04 - Dec. 04, I could not make payments. I had a verbal agreement with Principal that when my tax return came in, in Feb. 05, I would catch up whatever I was behind on! And there were not going to be any late fees or delinquency charges for those months (State ordered).

In Jan. 2005, CitiMortgage took over my mortgage and there has been nothing but agonizing problems since. Between Jan. 2005 and Feb. 2005, I sent them approx. $3600.00 but was only behind $3535.00. They contacted me in March of 2005 and said I still owed them $700.00. I tried to explain that what they were trying to say I owed was late fees and other charges and that I was not supposed to be charged for those 4 months. They were very rude and didn't give me any options but to pay it. So I contacted loss mitigation and they told me if I didn't want to lose my home that I would go on a payment plan with them. I again explained the fees were mostly late fees and other charges and she said. “Well, finish out the contract and I'll take them off at the end.” So in April 2005, I signed the contract agreeing to pay an extra $60.00 a month for 1 year till it was paid because I had no choice. My payment then was $707.00 a month, not including the extra $60.00.

In April, with the signed contract, I sent them $775.00. May, June, and July I sent $767.00. Then I talked with a friend and found out what they were doing was wrong. So I again contacted loss mitigation and tried to have them remove the late fess and other fees but to no avail. They still wanted me to pay them and they would take them off later. So I stopped the extra payment and just sent in my mortgage payment every month. I tried to contact them on several occasions by phone and certified mail but no one would help me out.

In January 2006 I purchased a newer vehicle. I had a hard time getting a lender to finance me because of Citi. So the guy at the dealership had me bring in my proof that I didn't owe them this money and he tried as well as some of his partners to speak with Citi regarding this. They would not talk to him or anyone not even me. So I sent them another certified letter asking them for a break down and proof that I owed them this money. At this time, it had gone from the $700.00 to $1400.00 now that the said I owed them. I have not missed a single payment since Jan. of 2005. Yes, I have been late a few times but I made my payments. I just got a statement from them that now I owe them over $3000.00. I do not understand how I go from $700.00 in April 2005, not missing a payment and paying and extra $248.00 on what I supposedly owed them to now over $3000.00. I have bank statements and delivery confirmation slips because I send it out priority w/ delivery conf. every month to prove that I have not missed a payment and the extra money I did pay them.

On August 1, 2006, my homeowner insurance carrier sent notice to CitiMortgage for renewal of my insurance. The premium amount was $3842.50. On August 23, 2006, the CitiMortgage Insurance Center dispersed funds from my mortgage escrow account for homeowners insurance. The amount sent ($3789.44) was incorrect and the payment was sent to wrong insurance company. On August 24, 2006, both my insurance carrier and I notified CitiMortgage that payment had not been received. A check was disbursed to them that day and received by my insurance carrier.

On September 1, 2006, I received letter (dated August 23, 2006), from CitiMortgage that they had not received the renewal policy billing. The letter also indicated that $3842.50 was being disbursed to my insurance carrier. Although the funds were disbursed, it was a false statement that the notice had not been received. If they had not received it, they would have not known the correct amount or the correct carrier. On September 11, 2006 I received my monthly mortgage statement showing a negative escrow balance. The negative was due to the fact that 2 payments had been deducted.

I have had a long bad history with Citifinancial Mortgage, starting with changing names and account numbers, losing payments. But, without doubt the worst is recieving the billing statement late. Today is September 1, 2006 and the payment is due September 7, 2006, I called to ask where the bill is, and they said it must be slow getting to you. So I asked why and was told a irresponsible childs answer, I don't know. Yes, I have previously been told to send the payment check in my own envelope or pay at the branch 40 miles one way. They sit on the payment checks once they recieve them, because I use registered mail and know when they were signed for. Why this company has not been investigated for mail, wire fraud is anyone's guess. I don't trust the local Citifinancial Office as they put me in this nightmare, so I will Federal Express it there, once again.

Money spent to ensure they don't call at 8 o' clock in the morning again saying they are invoking universal default and screaming we are taking your house away. By the way the second time this happened, and they screwed up both times and where called on it. Waiting for third time, because I would get a lawyer, because you shouldn't cry faux foul and get away with it.

Citibank has requested that we give them copies of our entire Wills and Revocable Trust Documents, our entire 2005 Federal and State Tax Reports, W2 Forms, 5 copies of paystubs was not enough (we gave them 9), they asked me what exactly I did for a living. I told Citibank re Trust, that all we are allowed to give them is the Certicate of Trust noting the settlors and trustees and exact name of the Trust. Citibank is unmoved: they are still asking for the Trust documents and have been doing so for one week now.

It was made out to me and Citimortgage. I made the necessary arrangments and satisfied all paper work I was informed to fill out and mailed the check to Citimortgage. Still,as of today 1-9-06 Citimortgage has not released my Insurance money back to me. They are holding it in an interest bearing account, which means, of course that the longer they can detain me from getting the funds released the more interest they make off money that is not theirs. When they sold the lien to CitiMortgage, the problems began. They kept sending me late notices on my payment and charging me an extra $24 on the next month's mortgage payment. No way it took two weeks for my payment to reach them!! Then they would say that my check was returned for non-sufficient funds when the money was clearly in the bank and that I would have to start using certified checks. So, I did.

After that, they started saying the payments weren't coming in on time again so now I have to send the checks with delivery confirmation. During the holidays last year I came up short on my mortgage and called them to let them know. Yeah, they worked out a plan to help me out.....it cost me an extra $3,000 dollars on my mortgage. My normal payment is $767 but with the "plan" I was to pay $1040 for 10 MONTHS!!! I feel that was a poor way to work out a small shortage for one month. I could understand if I had missed several payments but I hadn't, I was just maybe $70 short and had to fork out an unjustified extra $3,000.

We can't get any straight answers or corrections from Citimortgage.

Since the inception of my mortgage two-and-a-half years ago, they have been holding way more than the amount allowed by law in my escrow account. Right now they are holding almost three times the amount allowed under the Real Estate Settlement and Procedures Act, which allows them to collect no more than a two-escrow-payment "cushion". Also, my condo's value has appreciated rapidly because of the area I live in -of course CitiMortgage is fighting me tooth and nail for the removal of my private mortgage insurance, even though I have the required 80% loan-to-value ratio required for the removal of my PMI.

I've had nothing but problems with CitiMortgage. If I hadn't gotten such a low rate when I bought my first place when rates were rock-bottom back in 2003, I would refinance with someone else in a moment.

CitiMortgage paid someone else's home insurance policy from my escrow. I didn't realize the error until my insurance company sent ME the bill. I notified CitiMortage and was told the money would be returned to my account but it would take a while since they could only credit my account so much per quarter (what?). I wrote the president of CitiMortgage but never received a response from him. With each payment I sent a copy of the letter and I would get back a letter telling me someone would be in contact. Never Happened. The money was finally replaced in my escrow but only after they increased my monthly escrow payment "because it was too low". NEVER AGAIN!!

I received a late payment notice in the mail after the company should have received my payment (Money Order). I believe they are trying to charge me late payments and hurt my credit due to the fact I am selling my house next month and called for a pay off. I TRIED to call and make sure they received my payment. When I called a foreigner answered the line after approximately 8 minutes on hold, I asked to speak to someone I could plainly understand, he then transferred me to his supervisor who ALSO spoke with a foreign accent and promptly advised me that "our call could possibly be disconnected". I asked to speak to someone else who I could understand and she refused to transfer me.

I hung up and called back to be transferred again after giving all my information (acct info, address etc) explained to this woman she was the 4th person I had talked to because I wanted someone who spoke plain English and she hung up on me. I STILL have no idea if they received my payment or not. If this shows up on my credit report I fully intend to write to the Better Business Bureau about this. I went to the CitiMortgage complaint site and was appalled to see the soddy treatment they give their customers, another reason I am thrilled to be selling my house and will NEVER again get a mortgage loan thru a company that sells its loans, which I can do because I have excellent credit. Please stop these big companies from preying on people that are victims to the "press one for this and press two for that system". We are WORKING to make our payments and do not have time to spend 20 minutes on the phone just trying to get to a LIVE person!

Citimortage purchased our equity line of credit 2nd from MIT lending and it's been a disaster since day 1. They inflated our Average Daily Balance to $71K for the first month (when it left MIT's hands it was $53k) claiming they had to do this to override the system not to report us to a credit agency. We're now in month 3 with them and somehow, although they say they got record of our 1 payment to MIT (it was a quick sell-off), they continue to show the overcharged interest based on the inflated $70k ADC as past due.

Their billing cycle also overlapped MITs by three days for that first month so they are double charging us interest for these days. I did a three-way call with an MIT rep (very responsive and helpful and aware that we don't all know the ins and outs of the mortgage industry) who, several times while we were put on hold by Citi, admitted that their methods (i.e. increasing the ADB in order to not report us to a credit agency) was nothing she had ever heard of. The ADB is what it is...there should be other ways to avoid reporting to a credit bureau, especially since there is a 60 day grace period on finance charges when a mortage is sold. I have called 5 times now and have not been able to get resolution. Their reps are very unhelpful and even rude at times. I caution anyone from using them as their mortgage company if given an option.

They sent it back a week later with another note saying paid in full. I then sent them an email explaining all this and that they should take the late charge off my account.

They wrote back and said that I needed to send them another payment and that when they found the check I had returned t them they would apply it to a future month. I copied everything and sent it to their "payment research department". Now I'm getting phone calls, emails and letters saying my account is in default. Citimortgage had placed 2 30 days late on our credit report in 2003, which we were not aware of for a year. When my husband asked them to fix it, they refused even though they stated that our record reflects no such late payments. When asked a second time they agreed to remove them. In April 2004, we found out they had not removed them, through our new potential mortgage lender. So, these late payments have been on our report for 2 years now.

When I tried to get information, or talk to a supervisor, I got an Indian sounding support person telling me to call back when the mortgage holder was there. We have signed a piece of paper, twice, giving me permission to discuss account details, and they conveniantly can not find it. They eventually sent a letter stating they had removed the 2 late payments. A few days later our new mortgage lender stated that Citimortgage had put 2 more late payment son our credit report - same year, 2 different months. When I asked Citimortgage to remove them, I was informed, by a supervisor, that it was not their fault, and would not remove them. Now, because of these late payments, and because various potential mortgage companies have been pulling our credit report, we are looked at as bad debtors. There customer service is terrible, that is if they speak English!, their account keeping is incredibly poor. There was over $330K in it initially. The first draw went fairly smooth. The second one took over six weeks. When my wife would inquire about the draft request, several times the file hadn't even been pulled and no one would claim receiving our fax. My wife would have to hold the person on the phone to confirm receipt of the fax as we spoke.

During those six weeks, work on our home had to come to a complete stop. My contractor had even provided $20K of his personal funds to pay our subcontractors to keep them working as long as possible. We finally did receive the money, but much too late. Our living expenses have been terminated by State Farm and the CitiMortgage Insurance Claims Center's delays have caused us to be in a situation where we are not only paying our regular house note, but also for the rental while we attempt repair completion.

There is now over $80K left. During the last two weeks, my wife has attempted a $56K draft (again, for subcontractors) or the work will come to a halt again. Again, they claimed never to have received the fax. Again, my wife had to confirm receipt live, over the phone. This was two weeks ago. Again, no movement. The last time my wife called, she was treated with apathetic amusement. These folks know we can't do a thing without this money and seem entertained by our frustrations. Please help.

Finally on the Friday before the payment was due on Monday, they said they would have a manual check cut and overnighted. I was told in April of 2004 that they were going to send me a packet to fill out so we could put 2 of my payments on the end of my note because I was separated from my job due to an injury and I was taken off worker's comp. The packet never arrived and that was just the beginning of the lies they have told me. It has created a hardship and, after about 8 months of trying to catch up, they are foreclosing on my home. I mailed them 2 payments on Dec. 23, 2004 and told them I would have my account caught up in January. The lady (Patricia) I spoke with said that would be fine. They sent my 2 checks back and sent paperwork to an attorney for foreclosure. The case has not been filed and the attorney fees are already over $1000.

CitiMortgage bullies all of their customers and the ones that stand up against them, they seem to let paperwork slip through the cracks to prove they are in control. Even today, Jan. 31, 2005, I was lied to. I was told that I would have a call back in 10 minutes. I called them back 3 hours later and was told it takes 72 hours to get attorney fee information. I called back a few minutes later and was put through to the person I had talked to in the morning and he said he called me to tell me he could not get the info. I informed him my cellphone had caller ID and I would obtain a call log and prove that he didn't call me back. He then said he might have called the wrong number. He then proceeded to tell me the attorney fees, when I was just told 30 minutes before they could not get them for 72 hours. Once again, it was lie after lie.

I live in Pensacola. My house was damaged by Hurricane Ivan back in September of this year. It took forever to get the insurance adjuster out here to assess the damage. He finally made it and the insurance company issued us and the mortgage company a check for the amount of $36,551.67. Here is where the problem starts. I called the mortgage company and asked what I was supposed to do with the check. The woman (I don't know her name) told me all I had to do was to mail it to them with a self-addressed stamped envelope. That was it! That was almost two weeks ago and we haven't heard from them. I have roofers ready to go to work and fence people lined up.

Now I'm told today, after I called to check what the holdup was, that they will be sending the check back to us so we can sign it over to the mortgage company and then they will deal it out a little at a time until all the work is done. What really ticks me off is why didn't they tell us that we had to sign it before I mailed it to them in the first place. All this is going to do is put a big hold on the roofers and when we finally do get the money, then the roofers will be too booked up to get to our roof for months more. We have had a blue roof on since the storm and it will not hold up much longer. Then we will be having more damage when we get more rain.

Plus we are out of pocket money over two thousand. We can't afford to pay for the roof and then wait to get it back from the mortgage company. I paid the extra postage to send the check out so it would get to them faster and so we could get it back fast. I included the return envelope. So now I'm out that money too. I just think this was handled all wrong and we really need to get some money soon so we can get some of these repairs going. The man I talked to today said that it will be another two to three weeks before we would get any start-up money. Is there anything that can be done on the matter? Thank you for your time and help.

In 2000, I refinanced with First Nationwide from an adjustable to a fixed rate with an escrow account for tax payment. In February of 2000, I started receiving tax notices for my property taxes for which I called them and they reassured me that my taxes were paid from my escrow as I had arranged. As I continued to receive notices, they continued to reassure me that it was an error from my treasurer's office. This time, I did not allow them to rush me off the phone. I had them verify the PIN/parcel number only to find out it was being paid to a wrong number. So the person I talked to in customer service said she would forward the information for research and someone would get back to me. Never happened!

So next, I tried to refinance my loan for a lower rate and I get hit with my property taxes aren't paid. This is only a month after I was reassured this would be resolved. So at that point once again, I was told it had to be researched. I continued to follow up on this and all I got was one excuse or promise after another to get this problem resolved. This continued through 2000 into 2001. Finally, a Ms. Melanie ** was assigned to the case. In the meantime, my escrow monies are being paid out for property taxes to another property. Now, I had sent all my original tax statements to the tax department but they still continued to pay on the wrong property, so you know what happens next. The tax bills are showing that my property will go up for tax sale if these taxes aren't paid. In the meantime, Ms. ** had requested I send her all the tax bills because she can't get them from the tax dept. which I did even though that sounded very dumb!

Now she took over my case in early 2001. I really thought I could breathe a sigh of relief with Ms. ** handling it. After I sent her all the stuff she requested, she had reassured me that she would get back to me in a few days, right! Just like all the others I talked to, nothing, no call back. So I called her and she reassured me not to worry. Well, now I waited a week or so before I called her again and that's when the fun started. I started getting her voicemail. Okay, maybe she is a specialist in this field and I am not the only one with this problem. But in the meantime, I am still getting the tax notices for unpaid taxes and I am so distressed with worry and even more so because she won't return my calls.

During that two-year period, everyone including her are celebrating holidays and taking vacations and I'm worrying myself sick besides the fact I cannot refinance until this is resolved and interest rates have dropped to their lowest! Now, I received the final tax bill for 2001 and it states my property is going into tax sale effective immediately, just what I needed to hear. So I made I don't know how many calls to Ms. ** and finally she answered only to tell me there is a problem with the legal description of my property. I had already verified this and this was not true. If that was the case, why then was I getting the correct tax notices which I sent all of this to everyone at First Nationwide. So when I talked with Ms. **, she told me, "Oh, they can't sell your property. Don't worry!" So now, we start a new year; it's 2002 and this still isn't resolved.

Now, in the meantime, I am taking Ms. ** at her word thinking she must have contacted the Treasurer's Office. She didn't say this but she was so confident when she told me this couldn't happen. I trusted her word. Surprise, my property went in for tax sale. Well, still nothing is resolved and now we are well into 2002 and I get notice my property was sold. I received this notice in August of 2002 and my property was sold in April for delinquent taxes. So I called Ms. ** again. Now, I had every right to tear her head off for this. No way this should have gone this far nor should it have taken this long to resolve this issue. So I called Ms. ** and I know I caught her off guard. She wasn't expecting my call. I guess she thought after giving me the runaround with not returning my calls and all the garbage she was feeding me, I had given up. Well, I hadn't given up and I handled myself professionally when I talked to her but of course, it came across I was upset in my tone. Can you blame me? I may lose my home because no one knows how to correct the problem.

So when I reminded her that she reassured me that my property couldn't be sold, her response was, "Ms. **, I am doing you a favor by handling this for you," and if I didn't change my tone, she could drop me on this and not help me at all. Did I see red but I kept my composure. I never heard from her again nor did she return any of my calls until November of 2002. She stated she did the correction of payment from escrow and also charged my escrow for redemption costs and said the Title Company made the error and I am to collect the monies from both the Treasurer's Office as well as from the Title Company. She said she would send me documentation of all payments and a copy of the Redemption Certificate. I received the paperwork of the incorrect and correct payments but no Redemption Certificate. In her letter, she advised me that if I needed any further assistance to contact the customer service dept. I was able to collect the monies paid incorrectly from the Treasurer's Office but the Title Co. said I needed a case number which Ms. ** didn't include nor would she return any of my calls requesting this.

I contacted the BBB during the ongoing SOGA for help but they didn't get to my case until early 2003 in which a Ms. ** wrote in response to my request for help from BBB. Now we have a whole new problem because now my mortgage payments aren't being applied to my account due to the large deficit in my escrow account. My account was put into collection and foreclosure because my payments are being put in a suspense account, so now I have to explain to Ms. ** what happened and what needs to be done concerning this which is I needed a refund of the penalties and taxes charged to my escrow account to redeem my property from the tax sale that took place due to an error they say the Title Company made concerning the legal description. Again, I was told I would have to get this refund from the Title Co. so I told her I needed the claim number/case number. Ms. ** said she would contact Ms. ** and get this for me. Fine, we're almost through this nightmare. Not!

Ms. ** called me to say that Ms. ** will not return her calls with the information and it's my problem to resolve. She did state that as soon as I get the refund from the Treasurer's Office, I was to forward that immediately. She followed up with a letter stating this and apologized for any inconvenience and financial hardship this matter has caused me. Hello, did I get blown off again? What is with these people? This is my monies I paid to them to pay my taxes and now I am being treated like a criminal who took their money. This is how they all act when I have talked with them. I didn't make the mistake nor did I cause these problems. In the meantime, I have lost out on the best interest rates in 40 years and this still isn't resolved nor can I refinance without paying an outrageous amount because they have increased my mortgage by $400 a month to get this back. But no one wants to talk about the $771.83 they owe me in penalties and taxes to redeem my property from the tax sale that they caused to happen nor is there any mention of compensation for all the financial hardship this truly has caused me by being stuck at a high interest for going on four years. Help. Help. Help.

However I then began to receive letters from Harford County, where I reside, stating that a one-time home improvement levy had remained unpaid by my mortgage company and my unpaid taxes would go to tax sale as of June 16th, 2003.
I contacted citimortage by phone and sent numerous faxes, each time getting nowhere with them. I would speak to a representative who ensured me this would be resolved and to follow up in a few weeks. Each follow up call I was told that this still for some un known reason was still not resolved. When I came home on June 21st, I received a letter from an unknown party advising he had purchased my tax lien on June 16th, 2003 and what could happen, the worst case, my home being foreclosed on as of December 17th, 2003.
I again contacted Citimortgage and finally on July 24th, 2003, they sent funds to the county to pay this tax and debited my escrow account. However Citimortgage did not send certified funds as requested in all correspondence I sent to them and on July 31st, 2003, all funds were sent back to Citimortgage. My escrow account still showing they had paid these taxes on my behalf. Contact was again made, via fax, and nothing done by Citimortgage.
I then decided to get a lawyer involved and a letter was sent by my lawyer to Citimortage on October 16th, 2003, which to date has not even received a response back to. Today, December 15th, 2003, I took $1798.43 and paid these delinquent taxes and also found out that a yearly usary tax due every September still remained unpaid. To date I have not had any response to this issue and even a registered return receipt letter I sent has yet to be signed for. I faxed over proof of what I paid and will again be sending a registered letter, return receipt to them on December 16th, 2003, in hopes they will credit this money to my account and pay this usary tax which to date is unpaid. I am fearful this will not be paid and am also questioning whether taxes due December 31st, 2003 will be paid by them on time.

I can get nowhere with them and no one there seems to want to do what they are supposed to on my account. I am at a loss as to what to do next, when even they are not responding to an attorney I have had to hire in reference to this matter.

Citimortgage bought our account from 1st Nationwide Mortgage on or about April 03. We maintained our account in good standing with the previous creditor and continued to do so with Citimortgage. On or about 6 Jun (the statement date), we received a statement from Citimortgage indicating our account had been credited with two payments. A review of our personal financial records indicated that we had indeed paid twice during the month of May, however, each payment was submitted for a different period (the first for May - before the penalty date - and the second for June). Therefore, we felt that our account had been inappropriately credited with an additional payment.
We contacted Citimortgage and informed them of the suspected mistake on 16 Jun at 1130. We spoke with "Linda" who was a customer service representative. She informed us that upon review of their records, we had indeed paid twice for that payment period and that our records were incorrect. Due to the fact we keep detailed financial records we informed her we still thought Citimortgage had made a mistake and asked if there was any way they could verify that information. She related that an internal audit would be conducted to investigate the matter and that we would hear back from them shortly with the results. As our payment was coming due and feeling there was an error on their part, we continued to submit a payment for the month of July (submitted in June) to ensure our account remained in good standing.
Within a week, a representative from Citimortgage contacted us at about 1800 (during dinner) and informed us that the audit had been completed and that the payment had been validated, indicating they had received a second payment. Once again (for the second time!), we were told our records were incorrect and that we needed to adjust. Still feeling there was an error on Citimortgage's part, we subsequently contacted them a second time on the 27th of June to verify the facts laid out already. We talked to "Shirly" at 1320. Shirly pulled up our account information, informed us that they had received two payments for that period and that an audit had been conducted and the payments validated. For the THIRD time, we were told our records were incorrect and that we needed to adjust to match Citimortgage's records.
We later received July's statement (dated 2 Jul), indicating an overpayment remained attributed to the account and that our next payment was not due until Sep 1. Having verified the information on THREE separate accounts and having been instructed to use the mortgage company's information that had supposedly been validated through an internal audit, we did not submit a payment until Aug (thereby skipping July's payment that would have paid the 1 Aug requirement). Believing the matter to have been resolved, we gave the situation not another thought until 25 November, whence upon we received a notice from Citimortgage indicating they had detected an erroneous entry in their system and a payment was missapplied to our account. The payment had been deleted and our account was now past due.
A check of their web site indicated a late fee had been assessed for a past due payment from Jul, totalling $185. We contacted Citimortage twice on 26 Nov. At 1000, my wife (Misty) contacted a customer service representative who quickly transferred her to a supervisor, Ms. Evon Finley. She explained the situation to Ms. Finley and was told there was nothing Citimortgage could due to rectify the problem, that we owed the money immediately and that it was our responsibility to make monthly payments on our account, despite Citimortgage's records or statements. She did agree to waive the late charges, but that their deletion would take at least 2 weeks. She declined any further action and insisted that either we submit an additional payment immediately or the account would be turned over to the collection department.
If the payment was not received within 30 days of the due date, the credit bureau would be contacted and our credit report would reflect. Misty asked to speak to someone else who had the capability to better address our problem and was told that a manager would call back, but since the holidays were approaching (Thanksgiving being tomorrow), we would not hear anything until Monday or Tuesday of the following week at the earliest. Unsatisified with this response, I contacted Citimortage on the same date at 1050 and initially spoke to a customer service representative whom I asked immediately to transfer me to a supervisor.
Ms. Mary Jones answered the call and relayed there was nothing Citimortgage could do to rectify the situation from their point of view and that we owed the additional payment immediately. I asked to be transferred to somone who had the ability to address the issue and was transferred to the collections department and "Beverly." Beverly reiterated the fact that they had made a mistake, but that we owed the money and needed to pay it. Her solution to avoiding two payments in one month was to pay late (and hence incur a late fee). Obviously, as we want to keep our account in good standing, this was not an option. When I relayed that information to Beverly, she became short with me and stated she didn't even know why she was talking to me as our account had not been turned over to the collection department.
When I told her I had been transferred to her and that I need to talk to someone who could help me, she returned me to a front-line customer service representative, "Paula" at 1140. I reiterated once again the situation and Paula informed me that a work order had been opened on our account and it would not close out until 17 Dec. She informed me that when it did close, we would get a notice indicating the results and that (and I quote) "you should not make a payment until you received that notice." If we did not receive a notice by 17 Dec, we were instructed to contact Citimortgage to determine the results of the work order. (Note: this is in contradiction to every other person at Citimortage that we spoke to as we were told we had to pay, regardless of the work order status) I inquired about any late fees as they are applied as of the 16th of the month and was told (again, a direct quote) "if this is an error on our part, there should be no late fee."
In short, we have made every effort to maintain our account in good standing. When we received a statement we believed to be erroneous, we contacted Citimortgage and were told on THREE separate occaisions that our records were incorrect and twice that an audit had been conducted and the payments validated. Now, 6 months later, we have received notification that that was not the case and that our account is now delinquent. They are not willing to work any type of payment system to make up the lost payment and demand it be paid, in full, immediately.
Basing our account information on the "validated" records of Citimortgage, we have used our funds elsewhere, particularly as we are approaching the holiday season. Now that they have discovered their error and are demanding immediate payment, we find ourselves in a serious financial bind, with the holiday season looming. We have not disputed the payment, as we originally identified it (although we do feel that having identified it and been told it was valid, Citimortgage should be held liable for an improper or incomplete self-audit). We have attempted to work with Citimortgage to determine a way in which we can pay as we do not have $1157 sitting around that we can afford to pay them without dire consequences (such as no money left to pay utlities, etc).

We don't mean to sound harsh but Jerome is legally obligated to pay regardless of whether or not Citi's records are accurate. To protect his home, he should pay the amount in question immediately, even if it means borrowing the money.

Citimortgage has failed to adequately administer our escrow account specifically in paying our property taxes. As of 11/13/03, they have failed to pay the last quarter of 02, and 1st quarter of 03. In an effort to resolve this issue, my wife and i have been in contact multiple times over the last two months to reconcile. Each time we have been given a different story, response, etc. Currently the city still views our account as delinquent and I am told to wait another 90 days for a resolution.

Credit rating has been affected and our house could be subject to a tax sale within the next 6-12 months due to unprofessional attitude of Cititmortgage.

Citimortgage bought my home loan from 1st Nationwide Mortgage in January or December of 2002. Nationwide Mortgage made payment from my escrow account for insurance due in the amount of $962.00. Farmers Insurance company never received the payment and cancelled my home owners insurance. Upon calling Nationwide Mortgage they would only tell me that they paid it. Citimortgage issued another insurance payment for $962.00 in May 2003 and $128.00 in April for "insurance", all of this money coming out of my escrow account for insurance due of $962.00. They have also increased my monthly payment by $150.00 per month.
Upon calling Citimortgage I was informed that it was the responsibility of my insurance company to pay me back and then I could re-pay my escrow. My insurance agent researched the problem and the first payment issued to them was issued by First Nationwide with the incorrect account number. Citimortgage assured us that this matter would be corrected. I have written to them and have had no response. Everytime I try to talk to someone at Citimortgage they tell me it is my responsibility to correct the problem. I have absolutely no control over my escrow account.

My first mortgage payment has increased by $150.00 a month. I have had $2,052 issued out of my escrow account for insurance that was suppose to be $962.00. They are now taking the difference from the additional principle I am paying to pay for their perceived shortage, because I am not paying the additional $150.00 into escrow.

On April 28 2003 I called CitiMortgage because while I was reviewing my statement I noticed it showed I had made a payment I hadn't made. I spoke with Sonia and she informed me that I had made two payments earlier in April and was paid up until June 1. Well I told her that was impossible - I could never afford to make an extra payment. She then insisted I did, then added "Maybe the money came from your escrow account?" I had no idea if it had or not. So I asked her what I should do and she told me to wait 30 days, pay my bill for May just in case, and if no one claimed the money it was mine and "you are very lucky".
It sounded strange to me but she worked for the company so she must know the way things work. I took her advice and paid my bill for May. On May 29 I called once again because I had not received a bill for June and was told basically the same thing by a different employee. At that point I was paid up until August 1 according to CitiMortgage. I received a statement on the 30th of May showing I did not owe for June or July. So since I was told to wait 30 days and if the money was not claimed it was mine I did not send a payment for those months.
I made my next payment on August 1st, and again on September 1st. In the middle of September I received a letter saying I did not pay for September. I called and I tried to work out the problem and I was told the only solution was to pay by Sept. 30 which was about 10 days away. I explained the situation but no one wanted to listen.
I called again a few days later in hopes of getting some help but then I was told I was two months behind, and had to send the two "late" payments plus my regular payment by Sept 30. I called again later that day and spoke with Mikah Hawkins. She told me on her computer screen it showed there was an error and it was their fault. Then she told me I should be angry for what was going on and she was going to help me straighten things out.
I was willing to pay for those 2 months I did not pay, but since it was not completely my fault and I felt it was mostly theirs for giving me false information, I wanted them to tack it on to the end of my loan. Mikah said that was a possibility and she would talk to her boss and call me back the next week. Then she told me not to worry and to ignore the collection calls.

When I did not get a call from her the next week I decided to call her. I could not get her on the phone but I did talk to someone next to her. He asked her about the situation and she completely denied ever telling me this. Then I started talking to this person about loss mitigation ... mid-sentence we were"disconnected". I have given up dealing with them, and I am now trying to find an outside agency to help.

I received a very aggressive late notice on Sept 10th from Citimortgage regarding my first mortgage payment. I checked my account online, and the payment was received on Sept 11th. I tried to access my account on Sept 28th, and have been "locked out" of my account due to "the status of my account". I have always paid my mortgage before the late charge date (15th of each month)with other mortgage companies and have never received a notice threatening default or credit collection before.

Does Citimortgage tend to aggressively enforce the 1st of month due date? The terms of my mortgage contract does say that the mortgage is in default if payment is received after the 1st (although the same terms appeared on my contract with previous companies). Can Citimortgage demand immediate payment of the loan if I continue to make my mortgage payment after the 1st of the month? Would I have legal recourse if they did demand that the loan be paid in full if they did not consistently enforce this clause with other individuals?

I am concerned that Citimortgage may demand that the loan be paid in full if I continue to make payments after the 1st of the month (but still before the late payment due date, the 15th of the month).

This is a very common but very dangerous misunderstanding. Mortgage payments are legally due on the due date. The fact that there is a 15-day grace period before the late fee applies is inconsequential. Consumers who routinely pay their mortage late literally risk losing their homes. Although many companies allow this, it is a terrible habit to get into. Richard should make arrangements to pay his mortgage by the due date.

In may of 2003, our mortgage was purchased from First Nationwide by Citimortgage. I can't believe what a nightmare they have caused us! On August 29th, I was informed that my checking account was overdrawn and I had no idea what could have happened. Well, as it would turn out, Citimortgage mistakenly withdrew 2 monthly mortgage payments instead of one! I have been making my payments online, the only thing I can figure is that their computer systems are majorly messed up! I even had my bank check into the problem and the error is definately on Citimortgage's end.
No one could imagine the living hell I have been put through by these inept people!! I have made 12 calls in two weeks trying to resolve the issue. I initially demanded that they return the funds electronically back into my bank account, and at first they said they would. Well, nothing happened. I called back 2 days later and I was then informed that Citimortgage does not have the "software capability" to return my funds, only to withdraw them.

Two weeks later I am still sitting here with my bank account overdrawn, and so far a grand total of $475 in NSF fees! I told Citimortgage that they were going to be liable for all of my NSF fees as this was their mistake and I was then informed by another "supervisor" that according to their records, they have no way to tell whether or not the error was mine or theirs, so therefore it is doubtful that they will pay my bank fees!

My loan was purchased from 1st Nationwide Mortgage in May 2003. I received payment coupons from CitiMortgage and 1st Nationwide. I went to the local Citibank branch on May 14 to make a payment and was told neither of my loan account numbers were valid. The teller called CitiMortgage Headquarters and was told by a mortgage representative to make him pay the loan. She tried to explain to the CitiMortgage rep the account numbers weren't coming up as valid ones, and the rep said she didn't care. I was told by the teller to come back in one week and see if the computer had been updated with the new account numbers.

I went back and was told the account numbers weren't valid. I was told to wait until next month and see what my payment coupon said. I was told no late fee would apply. One week later, I received a letter from CitiMortgage stating my account was past due and I needed to make a payment. I called the collections dept and was told the account number I had was invalid, but I should just mail my payment. I asked them, "If my account number was invalid, then how would my payment be posted?" I was told, "Don't worry about it. It will." I was finally able to make the payment in July and disgusted with the service I had received. CitiMortgage reported me to the credit bureau as late. I decided to refinance my loan to avoid doing business with a company that provided such poor customer service.

My current lender contacted CitiMortgage and received a payoff amount that included interest through Sept. 1, 2003. I was told not to make my August payment to CitiMortgage because it had been factored into the payoff. On August 25, I received another delinquent notice from CitiMortgage, stating I was past due for August and they had included a late fee of approximately $240. I tried to explain the loan was in the process of being transferred and would be funded on August 27, but the female said, "I don't care. You need to make your payment and the money will be refunded to you in due time."

My dealings with CitiMortgage employees have been rude and discourteous. I have been unable to have the late fees cleared from my credit report despite their assurances they would be. I request your help in resolving this matter. Thank you.

I currently have a mortgage loan with them and, about 2 months ago, I decided to refinance at a much lower interest rate. My new lender has been trying to get the payoff amount from them and they won't release this info to them, or they keep putting it off or telling him that in 72 hours, then it will be processed. After I called on 3/7 and spoke to Amber **, a rep there, she advised me that there was a 72-hour rush and it would be done and faxed to my new lender within that time. I called again after having to resign papers from my new loan officer and he advised that they were lying and trying to hold the funds for more interest. That was 3/25.

Very upset, I called and wanted answers, only to hear what I wanted and that they were sorry and will get on that asap. On 4/24, I called again after speaking with my loan officer. I called and after being on hold for 45 minutes, I decided that this was the worst I had ever been treated. I spoke to a Gary ** who told me that someone dropped the ball, and the order was never made for the payoff. I expressed my anger and he assured me it would be taken care of. He took my number and said that he would give me an update each day to assure me that he would do whatever it took. Well, there have been no calls, no nothing and when I attempted to call today and, after being on hold again for 30 minutes, I spoke to some rep. I gave her my name and account #; she put me on hold and the line went dead.

Please help me receive justice. All I want to do is refinance with another company and try to get the interest that I have paid now for the past month to go in on my new loan. If nothing, then to at least make CitiMortgage now that they cannot do this to other clients. I have also contacted other groups, i.e., BBB and EqualLenders as well. Thanks so much.

I have called the customer service line 6 times to get the payments appplied properly and been told every time that a request was put through and that it would be corrected, but it has not been.

I am still being charged the same interest as if I had not reduced my principal.

I paid 4 payments via internet service provided by CitiMortgage and because the funds were going to a different CitiMortgage address, CitiMortgage placed my account into foreclosure. This is a wrongful foreclosure and I have proof of all bank statements showing the funds were deducted from my account. We have had ongoing problems with our second mortgage loan with Citifinancial since they took over from Associates Home Equity Services. They have continually lost documents, put payments through the wrong checking accounts, causing checks not to clear, for which I was charged by my bank for nsf fees, they have inappropriately red-flagged my loan, making it impossible for me to send payment in form of a check, therefore I am forced to use the just-in-time service which costs me an additional ten dollars each month.

Furthermore, they have admitted to me that the computer system which they are using at this time, has many "bugs" and much of the information is inaccurate, however, they also tell me that my account has been showing as 1 month past due for almost a year, which is untrue to my knowledge. I have had many instances of documents that were sent to the company being lost, and failure of documentation when I have spoken to different representatives over the past months to attempt to clear up these issues. Furthermore, when I have made payments to them, the payments have at times taken over forty days to clear my checking account. I have to believe that if in fact that they are showing that my account is behind, that it is due to improper or very slow processing of my account for whatever reason.

One other minor concern is that I am receiving phone calls at hours like 10:00 PM from Citifinancial, asking why they haven't received payment, but when I tell them that the payment was made by check, they tell me that due to a red flag on the account, they won't adknowledge it as payment and they will send the check back to me. I was never informed that I couldn't send a check by mail to make payment on my account. We have a child with heart and lung disease, and we really can't afford to have these problems emotionally, or financially.
