What is Cadre?

Cadre is an online real estate investment platform that specializes in hospitality, multifamily, office and industrial properties. Cadre advisors thoroughly vet investment opportunities before offering them to investors. Cadre also provides transparent reporting and options for liquidity. There are two ways to invest with Cadre:

  • Cadre Direct Access Fund: Invest in properties in high-growth markets nationwide.
  • Deal-by-Deal: Select individual commercial real estate investments.

Cadre works with individual investors and financial advisors who want to invest on a client’s behalf. Cadre only works with accredited investors. You can sign up for an online account for free. Cadre will ask you tailored questions and match you with investment opportunities based on your answers.

How does Cadre work?

Start by registering online free. Cadre will then ask you a series of questions to help create a tailored investment plan. These may include your investment history, accreditation status, risk-return profile, desired investment horizon and approximate net worth.

Through your online account, you have access to investment strategies, objectives, Cadre’s technology platform and a dedicated investor-relations representative. Additionally, Cadre offers investment opportunities through the Cadre Direct Access Fund and Deal-by-Deal offerings. Cadre’s software technology offers transparency and ease of asset management.

Cadre services

The largest service Cadre offers is in real estate investing. It has two investing options: The first is the Cadre Direct Access Fund. This investment fund focuses on quality properties ranging from a value of $50 million to $200 million. The goal is to find properties with stable tenants to create a higher level of cash flow for investors.

The second real estate investment service is Deal-by-Deal, which allocates a portion of the equity value of selected assets for Deal-by-Deal Investing. The deal is then released to all members on the Cadre platform, with an investment minimum of $50,000. Investment allocations are granted on a first-come basis, and the deal closes once the syndication is complete.

Along with its real estate platform, Cadre offers several additional features. These include:

  • Dedicated investor-relations representatives
  • Fee transparency
  • Deal marketplace
  • Robust online software
  • Liquidity potential
  • Private securities

Cadre fees

Cadre fees vary based on the investment deal. For the Cadre Direct Access Fund, the minimum investment amount is $25,000. For Deal-by-Deal Investing, the minimum investment amount is $50,000. Cadre clients are subject to transaction fees (usually 1% of the investor’s pro rata share of deal capitalization) and an annual asset management fee (usually 1.5% on equity value). Other fees include a 1.5% fee for sellers and 3.25% fee for buyers. It’s important to read Cadre’s Investment Advisory Agreement for a complete fee description.
